The rep, Felipe, was cool. He kept us updated throughout the process. He was good about getting ahead of any issues or things that could have been issues. I've talked to him a few times since we've been here which has been a month or two. They’ve been hands on. The neighborhood is solid so far. However, I don’t think there are too many amenities. There’s not a pool or a playground yet. I think that's sometime in the future they’re building that. Also, the house is not as solid as the older houses anymore. But it's every new house so I’m not gonna go knock LGI for that.

It was my first time home buying so I didn't know the process on it but Charlotte, the rep from LGI, made it so simple. No words can explain how easy she made it seem for us. I like the design of the home. I was looking for a four-bedroom, three-bath because I got three kids and I want them to have their own room and their own bath. I'm not a landscaper person so the less yard, the better. It's also a small community. I am not into big open communities and that's what really stood out. That's what my wife and I liked so we tried and went for it and we got it. However, the washer and dryer are upstairs and it would have been nice if the laundry was downstairs. But the appliances are perfect and I love them. They're stainless steel and that's a plus. The cabinets are perfect too and the granite tiles are excellent. I couldn't ask for more.

LGI's price point and location were good. I went in to check out what the availability was and the consultant I worked with was very helpful. There was one particular home that I liked that was already built. Sarah communicated with me frequently through text messaging so I could get real time information about availability. I could make a decision fast thanks to this quick turnaround and communication. She would always follow up and I don't think it ever happened that I'd asked her any question that she did not get back to me about. She is very skilled.

The overall sales experience has been good. It was very smooth. How the overall home holds up over time is my biggest concern though. I had to spend $500 out of my own pocket for getting home inspections done, which caught multiple items within the home. It should have been fixed by LGI Homes as part of their quality control process. Still, LGI did what they said they would do. They were flexible too. Whenever I brought up any items that needed to be fixed, they were always responsive.

The build I chose is to my liking but I just noticed a couple of things that I need to put a claim in for, like the counter has a big notch in it that needs to be repaired. Also, the painters left a lot of little nicks -- places in corners that should have been taken care of. I feel like the house is rushed. But the LGI guys did a very good job.

We were looking at homes for sale and my mom found LGI Homes. I worked with both Michael Ann and Daniel evenly because if one wasn't there, the other one was. I loved Michael Ann. Daniel was also very good about answering any questions if Michael Ann wasn't available. So far, I'm liking the house. The community is still brand new, but once LGI gets the things in and added to it, it's going to be very nice. I'm excited to see where it goes.

We just bought an LGI Home and we continue to ask for warranty work and get ignored. Our service requests are marked as completed and they never even talked to us much less completed it. Our yard is always wet and marshy. Grass won’t grow due to a leak in the foundation or poor grading. There are multiple holes in our bricks up front. The driveway has holes and is uneven. The front door paint is peeling. The oven drawer is scuffed. There a hole beside the shower that leaks. There paint missing and oversprayed all over.

We had circuits blowing so we looked into it since they were ignoring us. They used used breakers in the electric box. There are many many people in our community that they are completely ignoring!! The house was never cleaned before move in. Oh and we were promised 2 garage remotes and still can’t seem to get another one. The back door blinds are broken. We will be coming together as a community to resolve this. We moved in in October 2020!

Hi Kris, we understand your frustration about the delay in getting your service work taken care of. We had to pause warranty work for several months due to COVID-19 and are working through the backlog as diligently as we can. We are surprised to hear that your requests are being marked as completed when you haven't heard from anyone. We will reach out to local management and request that they contact you.

I was attempting to buy a used home but I was having no luck. I would make an offer and I have an FHA loan. Every time, a conventional loan would buy me out. I did it about five or six times. I got frustrated and I got tired of it. I told my agent to start looking for a new build. During my process, I downloaded every app that I could for house finding. I had six of them on my phone and they were constantly updating me. When I switched to new buy, LGI Homes popped up the housing app. I was looking for a certain area.

The process was so stressful. There were some times that I was ready to throw my hand in. I was supposed to close one time. They gave me a closing date and I got all set up to do it. I got time off of work. But when it got that close to the closing date, they go, “Oh, man, my fault, your closing date is not till this date.” There were other things where they told me too. My consultant, Charles, told me that the first year of the homeowners association would be taken care of for me and they would pay it. But I found out during the closing that was only if I would use their lender. There was a lot of stuff that I was told that was gonna happen that didn't happen. In the end, I bought a house with none of the stuff that they told me they were gonna do.

Other than that, the house is beautiful and I enjoy it. The builder was a great guy named Jimmy and there was nothing that I told him to take care of that he didn't come right away and take care of. There are still a couple of things that are pending that need to be fixed but the house is, overall, very nice. I moved in on the 19th of December. The neighborhood is very nice and clean. In the little bit of time I've been in there, I've been happy. Overall, LGI worked hard at making things happen. But they were a little slow. The experience could have been better but it was a good experience nonetheless.

We do apologize for the miscommunication about your closing date and that it wasn't more clearly defined that the HOA benefit was only for those who used our preferred lender - we'll certainly take that feedback and use it to improve. We purchased our home as a new build in Maricopa, AZ in April 2019. Immediately in May as the heat elevated outside, the HVAC system couldn't handle the demand, even while set at 82*. We contacted Chas Roberts and LGI over the next year and a half in regards to issues and test, after test, after test, showing the system isn't performing to what our 1552 sqft home requires. We were still short nearly 40% airflow. Come to find out the HVAC system was undervalued and improperly sized.

Even after documentation and meetings showing this they won't do anything. We are now being forced to take it to court. Do not buy LGI Homes. They do not have pride in their quality of work or the workmanship of your new home. You will have $10,000+ in damages and corrections you will need to do. Currently 62 homes in my community alone is going into Arbitration for poor construction. Don't be fooled by them too.

Hi Tabitha, each of our homes undergo several inspections throughout the construction process and we take great pride in the quality of the materials we use. This certainly is not an experience that is typical for our homeowners and we are disappointed that you feel forced to escalate your concerns. We would be happy to connect you to someone in management to speak about this further.

Chad was awesome. He communicated with us every week and sent us updates on the progress of the build. He helped so much with the lender too. When the lender needed some stuff and they were asking me, Chad reached out to them and cut me out of being the in-between 'cause I didn't know what they were asking for and what was needed. Right now, we're having some minor issues with the warranty, but hopefully they'll get it figured out. The glass shower doors in the master bathroom doesn't shut and then before we closed, we told them about some touch-up paint that needed to be done. The guys came out today and did one of the two.

I got clear instructions and was able to do whatever whenever someone requested something. It was really easy. The reps I worked with was super friendly and personable too. I would recommend them to somebody else if they were looking for a home. This house doesn't come pre-plumbed for water softening though. Water softening is a big thing in San Antonio, so that's one improvement if I were looking for another home from LGI. Other than that, I like the overall design and the fact that I have a big yard with a nice neighborhood. The public areas are also nice and it feels like a safe community, which is one of the main reasons we got an LGI home.

We looked around at a couple of different builders and at the time that we were looking for a house, we needed something that was move-in ready. LGI had homes that were available for immediate movement. Also, their financial incentive package for the closing was more generous than some of the other builders. Before I joined the military, I was working as a contractor also. Their methods and their contract explanation of all the building practices and improvements is great. When we came in, they gave us a list of utilities and some recommendations. Everything's going great.

I liked that LGI Homes was zero down. But they got those signs out now, and it's not zero down. So, that’s false advertisement for one. They need to change their signs. And then, the interaction with the rep was good at first until he took me off the house because him and the loan officer messed up my application. So, they took out the house, and that was a headache and stressful. When they put me back on, I had a whole another closing date. That was unnecessary, if they stopped and actually looked at the paperwork I gave them. The guy said that I lied to them and put 70 hours total and 30 hours of overtime every week. That's impossible on my trade on a regular basis unless there was something major going on. There isn’t anything major going on like that. I told them 40 to 60.

Have LGI’s guys trained up on what acronyms mean on people's credit report and improve communication. On loan people’s side, have a loan officer who would work a person's loan and not have the person keep calling them. Because I had to keep calling them to see what other documentation I needed and to get updates on the application process. And then once I called it, “Well, let me look at the file and I'll give you a call back. Oh, well, we need this today. We need this right now. We need this by the end of the end of the day.” “Here it is. I'm at work.”

I went in the attic. I haven't told the construction people yet because I'm trying to deal with another issue. But there's a crack. The whole board is cracked, split down the middle, wide open gap in the attic when I went to get the serial numbers for my furnace, finally, which, two and a half weeks later, I went up there. I don't think that's normal. And I don't know if it's safe or not, but I'm trying to call the VP of the region. I'm trying to see if he will call me back and what will happen with this issue that I had.

My pipes had clogged up, and I haven't been here but a week. And then the plumbers came out, took them a while to unclog it, and they told me it’s wipes or construction debris from the cleaning people or plain old construction debris that took them a while to unclog it. When I was explaining it to the people and I told them that—someone said that I ought to try to see if I could get my carpet replaced because it's smelling like mildew now. Now I see what he's saying. But when I spoke to the construction rep, “He's a plumber. That's why he's a plumber. He doesn't know what he's talking about.” They told me that they see this quite frequently in these brand-new developments, brand-new houses, especially LGI, with stuff clogging up on people and it floods their stuff.

This is another thing about the whole plumbing issue and this is why I'm not happy. The plumbers came out. I had to take the day off of work for them to come out and to fix it. So, then LGI came out to assess the damages or whatever, and they see the carpet. So, they put a fan on the carpet, under the carpet. Then they had a carpet cleaner guy come in. He vacuumed up all the water, stop the puddle of water, and then he ran a carpet cleaner over the carpet, not the underlay, the stuff that's under the carpet. I don't know if that's what smelling like mildew now.

And then, they were talking about towels. I told him, “I use my bedding and comforter or two. Can that be replaced?” “Oh, just wash it.” But that’s besides the point. I'm gonna throw it away. I don't think the person who told me to wash it would have even washed it and slept on that stuff. It’s filthy. But at the same token, you come in and you try to do a quick, wham, bam, "Thank you, ma'am," trying to penny-pinch your customers. You kinda did a good faith, but at the same time, when I bring it to their attention, they tell me they were supposed to come tell me or call me yesterday. Here it is, Tuesday, mid-day, they tell me they're not gonna be able to do anything. How professional is that?

And it has been the same thing around my lot. Coming into the garage, going into the house, it did not work. My key nor his master key did not work. My key coming from the back door into the house from the backyard, his key didn’t work. My key did not work. “Well, hey, I'm gonna get the contractor to come out there and change the lock or get in contact with you.” It didn't happen. So, another week rolled by. “Hey, what's up with the lock?” “What about the lock?” “Hey. Well, if they don't come out, I’ll personally come out and change the locks.” “Okay.”

These people are out here building these houses as I speak. They're out here every day. They say they're off Saturday and Sunday. There are people out here Saturday. I don't see anybody out here Sunday, but they're out here Saturday. Don’t give me that. Finally, when I called above their heads about this carpet issue and check up on the lock issue, now all of a sudden, pop up somebody to change the locks now.

If it come down to the come down, the house is bought. I’m in here. If I gotta deal with it myself, I called up and I'm gonna keep calling up if the problem still isn't resolved and I'm still not happy, until I exhaust my last remedy. I may even file a lawsuit because maybe somebody else is having the same problems. It doesn't make any sense. I bought a brand-new house. I bought brand-new stuff. I don’t want mildew carpet.

There are like two or three other different companies building in the same area. I could’ve went with them, but I put my faith on LGI because I dealt with them. Before I closed on this house, I had dealt with them like a year and a half before. And it seemed like it was good, but it was in a different location. I was visiting different locations, and I chose this. But now my experience is something else. You have to lay your own grass in the backyard. That way, the house will settle even. The foundation, you have to pay that out of pocket yourself. Number one, penny-pinching. Number two, there are no towel racks in the bathrooms for when you get out of the shower. They’re trying to save money and cut costs.

And then another thing they penny-pinched on is blinds over the windows. They only provide front blinds. But being that I have no front windows or five windows, they are only in the back, there are still no blinds in the back. Let's say if I had a smaller floorplan, they will provide two blinds in the front. I don't even have those two blinds in the back. And I have four windows. And then I have the door, which also has a little window on it. I went into it accepting that fact. But then when all the other stuff rolled downhill, and I was like, was it really worth it, on top of their zero down? If it's zero down, that means that I have way more than enough reserve to accomplish all this stuff and even hire somebody to do it instead of doing it myself. I lay five pallets of grass in the backyard by myself. I thought it would be easy because I have a hard job.

I should have went with other homebuilders that I would like down right across the street. I hope that you never ever try and buy a home from LGI and go through as well loanDepot. If you go through another homebuilder and they have people handling their finances or financing, don't do it. Just go find somebody else.

We are disappointed to hear about your overall experience, and it is not the typical experience that we provide. We do recommend submitting any warranty issues you have through our on-line warranty portal so we can work with you to get them resolved in a timely manner. If we didn't have our real estate person, we probably would have backed out because it felt like I went to a used car sales salesman when we first got here. And our real estate person said, "Yeah, unfortunately, they have to have one of their agents show you around." And the whole process was just like, "Okay, we're just looking right." We were actually really interested, but it felt pushy. It was like, "This a big purchase. I'm not buying a car or a bagel at the store." This is something we got to think about. But whatever, we just kind of bounced it back to our real estate person, "Hey, we're just gonna continue."

Once we started deciding on signing the paperwork, the loan process too was frustrating, probably the most frustrating part about everything. We initially had our conversation. They wanted us to come. We lived in Redmond at the time. So they wanted us to go to Sultan to sign paperwork. And we were, "Why can't we do that over the phone?" And it was a bit of a hassle. That was during the peak of COVID too. And so we were, "Hey, just to be safe, we'd like to maybe do it over the phone, just talk about what we need and stuff." Eventually, they obliged, which is good. We talked to Kristabelle. She was very sweet the initial call. We loved it. And then it kind of dropped off from there.

Joe and Kieu were like sales guys. They kept on chiming in. And they were asking us for paperwork for the loan. And we were, "Wait a second, aren't you guys not associated with the loan?" They were, "Well, we only give bad news and we don't want our loan person to give you bad news." I was, "What bad news are you giving me?" “Well, there's not really bad news. We just need to collect this and this and this.” There were three different people asking us for loan stuff. And then Joe, the manager, was, "Oh, you're good, Michael. We just need your wife's information." And then it turns out, "No, you needed my information." So that's what Kristabelle would say, "Actually, no, we need your information."

It was super confusing and very frustrating. They kept on saying, "We need this by end of day, we need this right now." And we work from home so we have to work. And they would tell us the same day. They wouldn't tell us the day before. Eventually, we just said, "This is really frustrating and we're ready to pull out." We told our real estate person and, “Let's just do this, let's just do one email thread. And if anyone needs anything, they can just do that.” And then Kieu kept on texting me and individually asking for stuff still. And I was, "Hey, man, let's just keep on doing the email correspondence." I don't want to have one person say one thing, then someone say the other thing.

That was the turning point for us. We just stuck to what our real estate person was saying. She's so sweet and just said, "Hey, don't forget, it's a great investment. It's a great opportunity for you guys to get a home." We're in an apartment. So we just stuck to our guns and eventually made it through. There would be weeks where we wouldn't hear anything and kind of wondered what was going on. We were supposed to close on the 21st, and then that got pushed back, not because of us but because of LGI. "Okay, we'll give you another week." And then that got pushed back again.

And then we did our initial inspection. We paid someone else to do it around that same time that we're supposed to close. And when we got back, maybe 10% of the things that were on the list were done. And as RIck, the property manager guy who helps to build and everything, was giving us the walkthrough, I was getting frustrated because I was, "Okay, there's paint chips everywhere, there's missing floorboards.” I'm missing a trim in the kitchen. And the kitchen was dirty, the floor was filthy. The microwave had fingerprints all over it. Someone cooked food in there. It's a brand new home. They just vacuumed. They didn’t even do that good of a vacuum job and there was still paint on the windows.

I was getting so frustrated and I could have been a bit calmer but I said, "Rick, nothing's really done at all on our inspection list. I have to be honest with you, this is really frustrating. I'm walking through here trying to be excited that this is gonna be our new home, but it looks like we're moving to an apartment that somebody didn't want to clean." There are bugs everywhere. I was, "Gosh, dang, why can't we just catch a break with this company?"

I had to walk away my wife. I had to take over because nothing on the inspection list was done. Almost all the big stuff that were, "Hey, I really wanted us to have that touch-up paint on the wall. It looks completely uneven, and the floor's been dirty, and missing stuff in the kitchen." There were two items on the list that Rick still hasn't done. There was supposed to be an elbow connector on the condensation pipe outside. That still hasn't been completed. And then in the garage, there were exposed wires where the sensors are. And he said, "I'll take care of it. I'll take care of it." But it still hasn't gotten done.

And then there was a broken pipe PVC pipe in the backyard that I just said, "Hey, as a courtesy, you guys pick that up.” I don't want to have to pick up after your guys' workers. I understand they're probably just doing their thing. But that still isn't done either. So we were still dealing with things that weren't on the list. And he was just, "I don't know what else you want me to say, I'm sorry." I was, "I don't want you to be sorry, Rick. I want to be excited about moving to a brand new home. That's a lot of money for us. This is our first huge purchase as a married couple. I'm not excited about it and that stinks."

I want to be excited. I want to be like, "This is awesome. I can't wait to get in here." And it just wasn't the case. It felt LGI has been more so the burden than, "Oh, my gosh, I want to hug everyone from LGI." If our real estate person wasn't here, we would not be in this house right now. She was just such a good voice of reason and just, "Hey." Because she worked with them before. She said, "This is just such an odd case. I'll give feedback to the company. This is not how it usually is. I've sold a house or two with LGI and they're great." She even told Rick, "I've done a lot of walkthroughs with my clients. And this is probably the most undone checklist from our inspection that I've ever seen." He was like, "Really?" And I was like, "Oh, gosh."

That was the experience so far. And it has been a bit highs and lows. We just want to stay the course because we believe in the property. It's such a cool concept to have, like USDA land and we really like LGI's designs too. That was something we were looking at beforehand. I even got somebody to sign up and buy a house. They're moving in June. So, I'm a promoter of LGI too even having to deal with all that crap. I still believe in, "Hey, this is a great deal for people to get into homeownership." We have a couple from work. I told them every single detail about it. And they just signed up last week to get a house in June. They're trying a build it also.

It has definitely been a journey and there are a lot of opportunities for Joe, Kieu and the property manager guy. Kristabelle is super sweet. It felt like she was getting pressured from Joe to not say anything, so I don't want to be too hard on her. But it's a bit frustrating too because we're trying to reach out to her sometimes and we wouldn't get anything back. I already recommended LGI Homes for people. But the experience with LGI has been not great in general.

When I first called, the initial consultant I spoke to lied to us a bit to get us to come and see the houses. But Angie, the one who helped us out, did a wonderful job. Since we've moved in, we've noticed some issues, and we're still waiting to get response back from our claims. But the build is okay. Just during our orientation, there were a couple of things that weren't done. We closed a while ago, but we just moved in two days ago. We have two showers, like a stand-up shower and then a tub. Our shower wasn't done, so we couldn't shower in it. And then, the water in the tub doesn't drain. It's an issue because since we can't use the other shower, that’s the only tub we can use. It has been a little over two weeks and we still haven't got any response. Besides putting in the claim online, there's no other way to get ahold of them. Customer service needs to be worked on.

I lost my home in Southern Oregon due to a wildfire. And I was looking for another home. I didn't want to deal with an already built home because I've been through that before, five years ago. And I thought, “Well maybe I'll do something different. I've never worked with a construction company before.” So, I went with LGI. I wanted to go to McMinnville, and all their homes were sold out. So they suggested that I contact Washington. That’s what I ended up doing. Don't ever buy a home when you just lost one. That's a warning.

I got an inspector before I bought my home. There were a number of things that needed to be done. I would recommend an inspector when you're buying a home. And then you have to get back to the company, make sure that things are done. I'm still waiting for some of the things to be done. My biggest complaint with this company is that you can't make any changes during the construction. I haven't moved into the house because I'm in the middle of doing remodeling with the home that I just bought. They were talking about putting in some park areas and walking areas, but none of that has been done. It's being built. I tried to get out of the deal. I had buyer's remorse about the home. I wasn't sure I wanted it after all. Unfortunately, you can't get out of it once you buy it.

I sent in the email and stuff like that with LGI. I got this one Realtor and I set up an appointment with him. It went all right. I just didn't like what he said to me. I called him and said that I would look at LGI Homes over at Thornhill Road and Spirit Lake Road. We met over there that evening, me and my wife and my Realtor. He took us to a full bedroom and a three bedroom. He took us to three houses. But the Realtor didn't know my wife and so right then, that was a bad move for me with that guy. He was probably joking. But he shouldn't have joked with me like that especially when he was trying to sell a house. I would have built there in Winter Haven, but when he told me that, though, that just took me for a loop.

Another thing that I didn't like was the interest rate because first of all, my credit score was almost 700. I figured I could have at least been at 2.5 or 2, but I settled for 3 because I had to buy it out. I had to spend extra $4,000. Then I could have gotten a better deal with Four Seasons and spent like $5,000 more. However, back in June or July, my credit was getting there, but it wasn't quite there. I could have waited. I could have gone to USDA too, as a person with knowledge and with friends that know every damn thing. But my wife was aggressive. I didn't take the first step. I just went with my Realtor. LGI was a good deal as I didn't want to live in a big city like Winter Haven and Lakeland, which is growing rapidly. I would like to have a small town like Dundee. I'm satisfied overall.

But I'm liking my home so far. It's a three-bedroom, two-bath ranch. It's got a 4-foot crawlspace. The concrete walls are insulated and there's plastic on the ground. But one of our least favorite is just how cold the floor is. Then I was bummed that it's 2-foot on-centers for the walls. I would have liked to have had 16" on-centers.

We are happy the price was right for the home and we have not run into any major issues, but we've noticed that it's not 100% tidy. We were displeased with some of the finishing touches. Even after doing the inspection, pointing out issues for like cleanup, there are still things that were leftover. There's some paint on some windows that still needed to be scrubbed off and there were some moldings that had some issues. In the back, they got paint, like they're spraying something and they did it on the concrete which left an L paint mark on there. They said they kind of tried to get it off but they weren't able to so they left it as is.

One of the other things we weren't fully pleased with was that as the house was being built, we were told we'd be getting progress updates every week on what was happening. That part was technically done but what our agent from LGI Homes did was say, "You're construction's progressing nicely." That was all the feedback we got. We ended up going out on our own to visit the house every weekend so we were able to track the progress that way. More defined progress updates would have been helpful.

I wish they did. Every now and then you might get a choice but they don't give you any.

My salesperson was okay but I had a real issue with his supervisor, Tim. He wasn't helpful. With the customer service for the side of the manager, I expected more from him. I was given some misinformation that almost made me pull out of the deal. But the area I wanted meant more to me than the misinformation. So far, I love the quality of the house. The construction manager, Jason, is great. He explained everything and he did a walkthrough. He has been very helpful and I'm confident, hopefully, that my house is well-built.

We contacted Luke, the project manager, because there was a toilet paper holder that they didn't do right. It's falling out of the wall. There were a couple of other issues but the biggest issue was that right before we closed, the paint was peeling off the walls. They painted it and textured it when it was 20 degrees outside and there was no heat in the house, which was why that was happening. They had it taken care of within a matter of a couple of days before we closed.

We dealt with LGI Homes located in Kings Mountain, NC at Beason Creek. We were set to purchase the home at ** Kings Mountain, NC 28086. LGI Homes must teach their employees to mislead customers because that’s exactly what they did to us! Lies and unfulfilled promises is what you will get from LGI Homes! Not to mention that they aren’t even accredited with the BBB and every one of their reviews are F’s... unless you live in Arizona, which is so weird! But they don’t like it when you tell them you will be getting your own home inspection because they mess up stuff and have to fix it. This made them so mad at us that after we “mentally” moved into our new home, we were told more money was needed at closing after a low appraisal came in $5,900 short of the asking price.

They produced zero proof of said appraisal and refused to come down in price and this in return caused the contract to be broken by them and allowed us to walk away from the home with ALL of our money returned. If you want to hear more of our experience, watch our video on what all we went through and then make your decision if LGI Homes is worth it or not. Red flags are there for a reason folks! The sad part was that because the houses were getting sold faster than they were getting built, the only thing we could view was an empty shell, no furniture, no kitchenery, no bathroom stuff anywhere. We just had to imagine it so it was a little rough at first. We went ahead and bought a house and went through the whole applying process.

However, the home needs to be improved. My wife found a lot of things that needed to be fixed. She's at least got over 30 work orders and she's still putting in more due to the lack of attention to details on people who actually built the house. But then the neighborhood right now isn't bad. Technically, it looks like there are only maybe 20-ish families that live in our community through LGI. There's still another 70-plus houses that need to go up still. My commute is a lot longer now. I'm military so we lived on base. But I got tired of seeing my money go towards rent so we decided to buy a house. It's better that we feel like we actually got something we own now. It has helped us feel a little bit better about where our money is going now. Overall, LGI is fair, but you need to ask more questions.

The person that I dealt with at LGI made me feel comfortable and he sounded very knowledgeable. He had a nice way of talking and made me feel like I was on the right track. It was great. From the countertops to the flooring and the cabinets, the quality was better than your typical generic type of product. So, I appreciated that. That was nice. The community is good. The area that they're building at is a small Townsville and I like that environment.

There is a downfall though. The HVAC is not getting any airflow downstairs. I was given a temporary fix to rotate my living room fan clockwise to try to pull some of the hot air upstairs down and it works and it's fine. So the first couple of weeks, I was freezing downstairs. It was in the low 60s. I didn't know if it was me but I realized it was something that had to do with the airflow because I closed off the vents upstairs and then downstairs, I made sure they're all open and I wasn't getting any airflow. So, I was sure that there was no heat coming out. That was about 10 days after my move in and I started notifying everyone that this was going on. I got a run around where they were telling me that it was something that I was gonna have to go to the warranty people. They refused me and they said that this wasn’t a warranty emergency issue. I got to go back to the LGI guys.

I went back to the LGI guys, talking with my lender and then the construction quality manager. He ended up calling the warranty guys back and saying they needed to come out here. The schedule got screwed up and they never got ahold of me on whether they were going to come out. I kept getting text messages saying that if I haven't heard from them, let the guy know. So I texted everyone back and I said that I haven't heard from anybody. It’s still a problem. I was told that the construction manager went to a different division where he's doing something else so he wasn't available anymore. I went back to the lender and he told me to send out another warranty through the website. So I got deflated with all that and I haven't done it yet. It's back in my plate to go back to the warranty guys and send them out another message to get people alerted again.

There was another issue with the concrete. I have a huge broken-off piece on the front door porch area. The LGI reps went out there and tried to patch it. The patch got all broken the next day and they hadn't come back to fix it. I hope that I'm just the one case situation and not all the other homes are experiencing the same thing. I was trying to get all these little issues fixed that was there before I moved in. Otherwise, the house is great.

Matt was the name of the home consultant we worked with at LGI. He was very by the book and was very informative. But there could have been more communication towards the end because my completion date kept getting pushed back. There was also a big issue with where the tanks were placed on my property, which inhibited me from building a pool in my desired location. So I was very upset about that because they did not communicate that to me.

My other issue is that you pretty much get stuck with what they tell you to have. I thought at some point or through the process, we would go to a design center and be able to pick out hardware for the cabinets and little extra features like a double sink. But that is not their niche. There are some things that were very nice though. I like the color scheme. We were also lucky enough to be the first house that they put wood floors in. But I would have preferred it through the entire house. They didn't put it in the bedroom. So there are a lot of things they get to make those choices. Whereas a home buyer, you should be able to have some input into things of that nature.

I like the fact they have a park here in the community. My biggest drawback is that there's one way in and one way out. I would have thought there would have been two entrances and exits within the community. But it is what it is. I was too far along to pull out because several times I thought that I would go with another builder. But the completion date was further out and I just did not have the time. If I had a choice, I would not go with LGI again. I wasn't very happy with the overall experience.

So two and a half years ago, I decided to buy my very first house. I was super excited! Got a flyer from LGI and met with a consultant. The consultant was great except for one thing...He told me my property tax would increase, but “predicted” it to be almost 200 dollars less per month than it actually increased to. I feel like a consultant who worked in the area where other related LGI homes with similar tax prices were, he wouldn’t have made that “mistake” unless he was lying.

Second, within the first couple of months after buying my water heater stops working. After them “fixing” it twice, they told me they were going to put in a new water heater. When I asked if it was a new water heater they had originally put in, they said no. For a new house to be built, there should be new appliances to go with it, not old or used ones! This should have been my first clue!!! Several of the cabinet drawers were not seated correctly. The fences are not sturdy whatsoever. After a couple of mild storms, they started swaying really badly and I’ve seen a LOT of residents had to repair their own fences.

Approximately a year and a half after purchasing, I woke up and realized my furnace had tripped and there was no heat in my house. After trying to turn it back on, it would not hold. After a professional came out, he said the furnace’s electrical high voltage wire was fried. After repairing it, we also found another small cord that appeared to be fried that was also previously in the furnace and appeared to have had to be cut out. I was not told about this problem before buying the house.

Also, approximately 2 years after buying, I hear my ceiling leaking in the garage. After a different specialist came out, he said the connector between the two main water line pipes was incorrectly sized and installed by LGI’s builders which caused the connector (I say connector, the specialist said a more technical term I cannot remember at this moment) to pop off and caused the leak. The specialist went with me to the office on a week day, during normal open hours, and no one was there. We also called the number to call and nothing. Filed a claim with LGI and they basically said it was after the year warranty and they were no longer liable.

This year I’ve also had problems with appliances staying tripped at the breaker box. My fridge makes awful noises all the time and I’m afraid it’s going to break any moment. I’m also afraid my furnaces wire will fry again soon. The siding on my garage door is peeling off and does not stay. The small thin strips on the top of the house siding, just underneath the roof, seemed like it was glued on by a five year old and is coming off as well.

LGI seemed like a good idea at the time and was cheaper in perspective of renting. However, I have spent way more money fixing and repairing stuff that should not have been an issue in the first place. These houses are not well built and I absolutely couldn’t recommend them to anyone looking to buy a house. Hope this helps!

We were in a situation where we were suddenly kind of blindsided by the place we were renting. They were wanting to sell it. So, we kind of had to find a place that was quick move-in. LGI had a lot of move-in ready houses and they were being built to spec. So, we didn't have to worry about getting kind of overflooded with, "Well, what do you want for your mantelpiece? What kind of flooring do you want? What paint color?" Everything was already kind of taken care of. So, it helped alleviate a lot of the stress, too, with the homebuilding process. It was a stress-free homebuying experience for a first time homebuyer. The consultants were always responsive. They got back to me relatively quickly. I worked with Jason and Nita in the loan department.

The quality of the home is good. There's a couple of spots that need to get touched up and so I do have warranty claims in to get those fixed up. I'm just waiting for the builder to get back to me on them. Jason who works for LGI Homes was the one that actually got them put in. I just let him know, "Hey, this spot has something wrong with it," and he went ahead and got the warranty put in. With the holidays, it's taken them a bit longer to get in and get it fixed.

I like the community. They've got two parks that are LGI parks, and just right around the corner is also a city park. So we're close to some internal parks and to a city park. There are four bus stops within a 5-minute walk. So we can get to a number of things there. There's a grocery store. It was 5 minutes and 10 seconds for my daughter and I to walk down there. There's a coffee shop just right at the end of the street. It's a barista training coffee shop, so it's kind of cool.

At my age, I needed something smaller, but truthfully, I don't like the home. I don't think it's quality construction than I'm used to. I also wish they wouldn’t use such cheap materials and that they’d put a few more inches of space. It's really tight. They don't give you any extra room. On the other hand, I liked the salesman that we worked with, Brett. He was very good. Because I know people that live there, I went with LGI Homes. Everything went fine. It took a couple of months and it went smoothly.

At first, it seemed like it was easy to get into a home, but my wife and I have been looking for a couple of months. With the way the market was doing and me using the VA loan, it was proving difficult to find something that we liked, that we could also afford and that wasn't being pursued by 90 people at once. Once we went to LGI, we ran into Ben. We had a couple interviews with other new home builders, and Ben made us feel comfortable and assured, so we went with them.

Before we closed, LGI Homes was phenomenal. They made sure they kept us updated. Every weekend, we would come out here and Ben would text us pictures of the house in progress. We loved all that, but after we closed, there are some little things that we would like to be better. We were supposed to look in our house and if any issues came up, we were supposed to put a claim in and they would come out and fix it. That was where the issue started. Nobody was answering our phone calls or I was calling five times a day. Some of these issues weren't significant, but I bought a house that should have been finished already. Some of the things that were supposed to be done weren't.

It was a good month after we closed that we finally got ahold of somebody to come out and fix some of the stuff that wasn't done. That really bothered me and my wife. Maybe it was our fault but when we closed, we did the walkthrough and I told them everything that I saw. They were there. It took a little while to get that done though. We're still going through it too. If anything breaks within the first year, they can come out and fix it. We put in a claim a week ago, and we haven’t gotten any emails or phone calls. Still, I'm in a home, better than the way I was before. I'm sure my wife could say the same. Honestly, as first time homebuyers and a newly married couple, we have nothing to be complaining about.

The absurdity of this is that Mr. Jeff ** and others do not answer any call and the warranty page of LGI Home appears as if they were completed work. The rep explained to us everything and how these houses are built different than some other houses. He impressed us and that was a good thing. When we showed up, he asked, “What are you looking for?” We said, “We just want a big home, spacious.” He showed us the layouts and the plan for the houses and said that they had some model homes if we would like to go see it. We went with one of the bigger houses, and he said, “Okay, we’ll take you to one, and it should be ready.” After that, we said we liked the style and we chose that one. He explained to us everything that happened. It was a good experience. LGI Homes was helpful as well. They reminded us every time we needed to fill out some more paperwork.

The house still has a couple of flaws. When we went to come do the last walkthrough, we mentioned that one of the lightbulbs was falling out. They said they'd fix it. There's another instance where we barely put the stuff inside and the light hinge fell off. They said they fixed the first one, so we're wondering why it keeps falling out of place. All in all, there are some minor things that maybe can be fixed, but everything seems fine. We came from Irving and we moved an hour away from where we used to be. Moving all the way to Princeton, which is a smaller town, is something to get used to. Other than that, we're in an amazing community. We love that we have enough space that we don't feel so close together. We all have our personal space and everybody seems friendly.

I was living in California and needed to move near the Nashville area. I was searching online and I also had an agent who was finding places for me. I thought it would be nice to live in a newly built home, so then I started looking at new homes that were being built in the area and came across LGI. Their homes were affordable and about the size that we wanted. We wanted a single-story home that was small. We weren't looking for some of those large ones. LGI Homes had everything that we wanted, so we chose them. We were able to look at the house online. My daughter lives nearby and she took some photos as it was being built.

We originally picked another home, and this one came open. The salesperson said the lot is huge and the house is small. She also said she thought we would be happy there. The house is cute and it's everything we wanted. There were certain requirements that I had and I would go see other houses and they didn't have all of them. This one did. There were some that had everything, but some of it is smaller. It's 1,300 square feet, but the two little bedrooms are super small. We wanted three bedrooms, so we got this house and we just occupied the property a little more than a week ago. There's a garage and a backyard. It's on a cul-de-sac too.

In general, the quality of the build was good. There've been minor issues, and most of them haven't been LGI Homes' fault. The only thing I can fault them on right now is the issue with my foundation and the drafts. They had to chip out a section of my foundation because when they poured the concrete, they damaged some of the conduit, and they couldn't feed the power out to my island in my kitchen. They made repairs on it, and everything looked great.

However, since I've taken over ownership of the house, I’m getting the drafts underneath my kitchen cabinet. I spoke with them a few weeks ago about it, and they haven't done anything to resolve that issue yet. I'm still a little irked about that, but I'm sure that's gonna get fixed eventually. I've had ongoing conversations with Casey, the representative at LGI. He's been very quick to respond to any requests I made of him and throughout the entire process, he was the one thing that went smoothly. He's been great.

I was in the neighborhood looking at a previously built home and I saw the new development for LGI. I liked the location. I came in, I was with my realtor. We stopped and looked at a house, got with the consultant, we discussed what I was looking for, he showed me what was available, and I made a decision that same day. Rocky was professional. He listened to what I wanted in the house and was able to point me in that direction and get me started, and through the whole process. Any questions that I had, I brought them to their attention and they followed up. Not too long after I made a request or brought up a situation, it was always handled in a timely manner.

It's a very good built quality house. I love it. It's very quiet here, and I like that. That’s one of the reasons that drew me into the neighborhood. And everyone seems friendly. We have a playground right up the street within walking distance from me. I don't have any kids, but that's always good. See children playing, coming in and out of the neighborhood. Seems very safe. They have it gated. This is one of the best choices I've made for myself this far in life. Make that choice.

I was looking for a home to rent on, and LGI Homes popped up when I Googled it. Everything was great with the rep that I worked with. He's name is Kevin. He had to do the E-side of everything and some stuff. Whenever they sent something, I would call him and he'd say, “Come on in, I’ll do it for you. I’ll show you how to do it.” Anything that came out, LGI worked fine with me. The quality of the build is fine. I would prefer that the bedrooms could have been a little bit bigger, especially the master bedroom. With the one that I have, the master bedroom is small.

I love the community so far for right now. It would be good if they would just keep it up where people keep stuff clean and organized. It looks like as we get more homes built in our community, they're gonna be parking all out in the street, which I don't like at all. We have a HOA, but I see on the older side, people are parking their cars out in the middle of the road. They're right next to one another, which is not good. They’ll have a problem getting through. Other than that, I was satisfied overall, and I already recommended several of my friends to go through them to help them. My experience was great. No headaches. No hassle. Whatever was not right, they told me what I needed to do, and I told Kevin, and he got it solved.

LGI made me feel comfortable and they were really nice and courteous. I didn’t ask 1,000 questions, but the questions I did ask, they were pretty good with them and answered them, and gave me the information that I need. I've worked with LGI before and I like LGI and their newer home because you put $1,000 down, you secure the lot, and that's it. You don't have a bidding war when it comes to buying an older home. I like how even though the backyard was pretty bare, you can build what you want on it. You can decide how you want your backyard.

Everyone was pretty kind and really knowledgeable. Any questions that I had, they answered, and if they didn't have the answer, they responded really quickly with someone that did. So, it was a really pleasant overall experience. Usually, sometimes, when you're buying a home or you're talking to other Realtors, they kind of make you feel pressured. But when it comes to LGI, that's never the case.

Every representative I dealt with seemed like they're really there for you and they're always trying to help you out. When I bought my first LGI home, it was the same case. I had Cedric as my first person. When we moved to Washington, they tried to sell me a home and he was amazing. My other rep was kind of the same way. He's really personable. He said "Hey, if there's anything you need, just let me know." And that was the case when we did the house. He'd be there with us like, "Hey, if there's anything wrong, let me know now, we can get it fixed.” So, that was what we would do, and we visited the home quite a bit before it was finished.

The home has really good quality. There are minor things that I've noticed that I filed warranties for. But other than that, my first LGI home was amazing. I didn't ever recognize anything wrong with it. The second one, there were just minor things. When they were installing the stove, they scratched up the floor. We had the building manager. He was there and he wrote it down. He told us that it’d get taken care of. So, we're waiting on that. But other than that, everything else is pretty solid.

We love the home. Our new home community is really quiet, which we enjoy. I haven't really met too many people in the neighborhood so far. I've been kind of working a lot. But I definitely kind of prefer the community I'm in now over the community that was in Washington. The HOA we had in Washington was really controlling. That was one thing that I didn't like too much. I was worried about the same situation here when we bought our new LGI home, but the HOA here is very relaxed. They're not too pushy with anything. So, I prefer the neighborhood here so far. I recommend LGI to the majority of the people I talk to. The prices that LGI always offers are pretty hard to beat.

LGI Homes has a good deal. Our home consultant, Dylan, was good, and one of the LGI staff was really great. He want to call or text any time of the day. Dylan is hardworking, and I like the way he responds to calls and how helpful he is as well. 90%, he answers our questions. If he did not get any answer for our question, he would direct us to the right guy. I feel safe and important working with Dylan.

Our home looks nice. We didn't expect the room was going to be really small. When we were checking the five bedrooms, it wasn't ready. Apart from that, it was okay. The only disappointment was, the following day, we were supposed to move in and the construction guy was supposed to do something with the key, and they tried to unlock our door to put our stuff in but it was not working. We had to call Dylan, and then we had to call a locksmith to come open the door, and we had to pay them.

Other than that, the whole experience was great. I hope we're not gonna get any disappointment. We found two breakouts on the wall but then, we called, they came and they said we’re going to have more of the breakouts, so we have to wait until 11 months. They are going to come fix everything and paint it. We're really satisfied with the amenities. We like the neighborhood because there are lot of stores. We have a big Walmart here and we have two stores around. It's a nice neighborhood. It's just a little bit noisy for now. We expect that because they told us there's gonna be some construction. We’re okay with that.

My problem is with LGI Homes in Sonterra Jarrell Texas. Do not buy here. You will regret it. I bought a LGI Home last year in September. By October the kitchen floor vinyl tile started coming up. Since I had just moved I didn't get to put the WO until December the 16th. Andrew ** came to look at the floor. Said they would fix it in January due to the holidays. January came no one came. I called him in February. He freaked out that no one had came out. Said again someone would come. February passed no one came.

By the beginning of March I submitted another WO, but by the time they got to it again COVID hit. So they used the COVID excuse to not fix the floor. At that point the floor was all undone reaching to the dining room area. They kept pushing the order every month until September that I received an email saying their COVID restrictions have been lifted. So I submitted another WO this time. The builder Matt ** appeared on the WO. I had his number from orientation. When he answered he asked me what he could help me with as if nothing had happen. Since I am selling the house he "put me first" on the list.

The floor guys came removed the floor but the concrete was wet. Even the floor installers moisture machine was very high on moisture level. So I requested for Matt to have someone inspect the foundation. Even though he said he would have someone inspect it no one has came and he left to another subdivision leaving my mess to some guy named Wrath who has yet to contact me.

Don't give me this COVID mess excuse LGI had three months prior to COVID to fix my floor THREE! And they still had THREE more months after the restrictions have been lifted. The roller floor was left inside my garage. I spent Thanksgiving and my daughter's birthday party without a floor. It only takes 2 days to install the floor and it should not take weeks for someone to come inspect the foundation. Due to so much dirt collected by the concrete the carpet has been stained. The carpet is already cheap to begin with.

These houses are built with cheap material that's why they're "so affordable". They just want to put a bandaid on the problem or expect you to get tired of calling and complaining. Not me. Yes it has affected the selling of my house for me to lose buyers not to mention all the stress it has caused me. I do not understand why offer a "10 year warranty" when it can't be used. It's used to lie to people to get them to buy these nightmare homes.

Whoever is replying to our complaints why don't you go look for someone that will help me with my floor instead of trying to cover LGI up? I have my family living here. They do not care yet they pretend to be family oriented. Get on Google search LGI Homes in Sonterra. There's a bunch of people with 1-2 year unattended WO. Shame on you all. How dare you do this to your customers! I can't wait to get this floor fixed (one day) and buy a real home. Also be aware some of their homes are built on a condominium lot so you cannot have guest or anyone park on the curb. They will tow your vehicle! I don't understand how they haven't been sued or been on the news they need to be!

I called the number and told them that I was looking at possibly purchasing a home, that I had placed offers on two additional homes prior to that, and ended up bidding $15,000 more than the asking price. That still wasn't enough. There was a very high market and it was hard for me. After the second time of bidding that much more than the asking price and still that wasn't enough, someone outbid me. LGI explained to me there isn't going to be someone that can possibly outbid me so I don't have to keep searching and searching.

The person that I worked with, Joy, was good. I called that evening and she continued to talk with me through that night, texting and calling. She did a good job presenting everything to me, but at the same time, it was a little pushy. She said I needed to come the next day because these houses are selling fast. I ended up meeting her the very next day. Before I even saw the house, she said I needed to put my money down because the house could sell between us driving there, from the office to the lot. I ended up giving the money down. I saw the lot and everything looked good. I decided with the home for the price, it was good. I like that in the neighborhood that I'm in, Bailey Farms, the homes aren't right on top of each other. You still have a neighbor, but it's not like I can bring them out the window and touch their mouth.

The only thing that inconvenienced me a little was there was a huge tree that was rotten. I'm a first time home buyer so this is not something that I would probably be looking at. I did end up paying thousands of dollars to get it cut down because it was gonna eventually fall on my house or the neighbor's house. I feel like LGI can pay attention a little bit more to the backyard landscaping. It looks like they pay a lot of attention to the front yard but the backyard was a bit of a mess. There were a lot of branches that had fallen down and I had to do a little bit of cleaning up.

There should be blinds put all over the whole home as opposed to just the front of the home. Some LGI Homes are the complete feature where they put blinds throughout the whole home. For privacy reasons, I had to come in here and get someone to put up blinds throughout the home so I'm not standing in the dark wondering if someone out there is looking at me. Another thing that I didn't see in my walkthrough is the dishwasher is cracked. I can tell that it got cracked from a construction worker trying to jam it in there as opposed to placing it and maybe taking some extra time to look at it. I was told to file a warranty with that. There are a few things that were missed that I specifically talked to them in the walkthrough but I didn't see that those got done. They let me know this week, in order for them to get fixed, it will be faster to send a warranty claim.

I ended up getting some tile work done for the backsplash in the kitchen. When we did it, I could clearly see where one side of the wall was a little bit more sunken in than the other side. In my kitchen, the cabinet may not leveled because it appears to make one side of the wall in the corner look a little bit higher than the left corner. These are things that someone that specializes in tile would probably be able to point out. Other than those, everything else has been okay. I would do it again.

It was a smooth transaction and I'm pleased with the quality of the home. New developments can sometimes get a bad rap for cutting corners with materials but I feel like everything is high quality especially with it being a mass production. Now that I'm in here, I'm glad that I don't have a bunch of projects to do.

We were on a house hunt and LGI was building in the area we were looking to move to. The whole experience from beginning to end, even now, has been fantastic. They responded really quick when my husband asked for a viewing and then when we went to the home, the consultant was very knowledgeable. He gave us great information about LGI, the history of the neighborhood, and some things in the house. He knew about the different lots. After he asked us a few questions, he showed us a lot that he thought was what we want. He also showed us other ones and he stayed out of the way. He was really good. Then, he told us about the promotions for LGI and how it would be for us using their lender. It was a good experience. There was a lot of knowledge that we wouldn't have looked on our own.

We closed in less than 24 days. With the lender, we were pre-approved by the time we got home. The house kind of "sold" three times and the fact that we did it and secured it was wonderful. Also, the mortgage lender was fantastic. The inspection and them talking with our Realtor were a whole good experience. The builder we met doing the inspection was very knowledgeable.

I didn't want the hassle of trying to fix things other people broke or damaged. I scrolled through new homes that a realtor had sent me and all the other homes in my price range were going to be making up for it in driving cost. The one from LGI Homes was a good deal. Adrian was good too. He was always upfront and honest, but he had a lot of homes that he was working with too, so he wasn't able to pay attention to every single panic of mine. Still, he kept me grounded. He helped me through the process. I love my house. The quality is not the best, but certainly nowhere near bad. LGI did great service helping me get into it. I'm a big introvert, but as far as I can see, my neighbors seem to be nice. I don't have kids as well, so the soccer park and the playground park are not on my attention. However, there's a dog park right across from where I bought my house and I like it. I have my family come over sometimes, bring their dog, and we play in there.

I would recommend LGI, but from what I've seen, they're trying to do too much in too short a time, so there are problems and issues that don't get resolved or addressed before they should be. They got delayed by 20 days. I was supposed to close October 31st. Instead, I closed November 20th, which put me taking a vacation right in the middle of a busy season of the year for my company. Also, I'm still waiting on them to come in and fix my cabinet and finish cleaning off the paint that's on my front door and another cabinet. They were supposed to be done before I moved in, but I understand Zac's got 30 other homes he's managing right now, so I'm not too anxious about it unless it goes for over a month.

I would recommend LGI Homes because they get right to the point. You find out if you’re qualified or not. There’s no running around the bush or playing games with you, and if you qualify, the process is very fast. I wanted something that hasn't been lived in before. I went by another community in Las Vegas, and I didn't like that one. When I got home, I looked up on my own, LGI Homes, and I found out they had another community, so I called. Gina was very nice and I was very comfortable with her. She addressed everything I asked right away and she got me the answer to my questions. She emailed me and she stayed in contact with me through the whole process. She didn't utilize high-pressure tactics and that's what got my attention. Also, she explained things very thoroughly.

As soon as I walked into the house, I knew it was mine, but what made me make the decision was the opening entry into the home, and also the backyard. This is my second day in the house. We spent the night last night and it's been nice so far. I wake up feeling totally different. This community is very quiet. I'll see when the rest of the neighbors get here 'cause I'm the first closing of this neighborhood, but so far, it's well mapped out. There’s ample space in between the homes. There's a little bit more spacing you get with some of the other homes. There's just a lot of things that I can tell they put thought into.

So we thought if we had our own people to finance and realtor that we wouldn’t be hassled but yet there was still pushing and bullying to make us not to be loyal to our financial and realtor. So I would never ever recommend this company to any friends or family and I wouldn’t buy into their Kool-Aid. Also their rating on here will never drop Bc their people will go on here make good reviews so that their number will never drop so all in all good luck if you go with LGI homes. I hope you like wolves biting your butt and also the garage pour was poor Because the house was built this year and it was cracked. No offer if we bought the house they would re-pour it or fix it and the patio was also cracked. No mention of repair or replace.

I came to Josh, a sales rep, kind of skeptical. But the moment I walked in and he and I had a conversation until the day I closed on the house, Josh kept me informed. He would check on me to make sure everything was good and he never left me in the dark. He was very friendly and very personable. I am a disabled veteran and Josh made sure that I was well taken care of. I had very little work to do when it came to getting this house because he did it all. He helped me all the way to the finish line. I could call him at seven o'clock in the morning on his day off and he was gonna either answer or return my call. Josh was amazing.

With the home, I love the bedroom sizes. All the bedroom sizes are really great and my master closet is amazing. Also, I love the yard. The biggest seller for me was the backyard. I have a six-year-old who loves to run and I have so much yard space for him to run in and to play and when my nieces are here, they can play. He wanted not to have neighbors on top of them. He was renting in a community that he wasn't happy with and that's what drove the decision to purchase a home. I was concerned he was going into an area that would be very isolated, and it looks like it's a higher growth area. There are stores around that are I'm sure he would utilize. It seems to have everything that a community would need and it's growing. That seemed to appeal to him a little bit. LGI was very easy to work with. I tried to negotiate a price but I got nowhere. We drove by the LGI Homes location that was in Denton and what interested us first was the no money down. When COVID hit, that went away. But still, the downpayment requirement was less than most builders, so that was a big plus. Dealing with their consultant was just touch and go most of the time. We had a couple of miscommunications but for the most part, it went smoothly. It was as smooth as you could expect during a pandemic.

The consultant was easygoing. But he seemed to lack follow-up communication, just leaving things up in the air a little bit. He tried really hard to keep things calm with me because I'd tend to fly off the handle. The communication between LGI and the lender they use is not the greatest. People should expect different stories and they would have to come up with the needed to be done. LGI would tell me one thing and then I'd get an email from the lender saying something completely different. That was a little stressful.

I'm really impressed with the quality of the build, for the most part. The driveway and the yard could use a lot of work. But the home itself is great. We’re one street over from the railroad tracks and there are a lot of trains that go by. But as for the neighborhood, it seems like it's gonna be pretty quiet. We don’t have very many neighbors yet but nothing crazy has happened yet.

Although LGI Homes replaced the top two driveway panels, they did bad work. The new two driveway panels have cloudy white color all over. I filed a complaint with the Arizona Registrar of Contractors (ROC). The Investigator # **, Gregory ** came to inspect it on 11/16/2020, took photos, questioned the LGI Homes about the cloudy white color on the panels, yet he dismissed my complaint. He wrote, "The Registrar determined that there is not sufficient evidence to find that the Respondent Failed to meet minimum workmanship standards per A.A.C."

There are a couple things that haven't been done inside of our house though. The heater vent in the bathroom never got put in all the way because the tile needed to be touched a little bit. Overall, they did an awesome job. It was much easier than going through a Realtor and I'm so much happier. I sold my house through a Realtor. The whole way through, I thought I was getting a 1% deal ‘cause what they advertise is 1%. She made it be a 2% deal and didn’t tell us. That's a lot of money.

LGI Homes didn't try to fool us and they helped pay for the fees. We're gonna do awesome things too. We're gonna get it down to 2.2% interest because starting in January, we're gonna pay weekly on our house instead of monthly. I got something in the mail about it, and it takes off seven years off your mortgage. My husband gets paid daily and I get paid weekly, so it’s a lot easier to give up the money by the week than by the month.

I love my house. We also bought a bed that raises up and lowers down and we gave our king bed to my son who’s living with us. He's helping support us, which is how we can afford the house. We have three people that are working paying for the house. Eventually, we want to just give him the house or have him take over payments. We own a business, and we hope to do well with that before we buy the house outright within six years.

I also work at a QFC grocery store and I've been working six days a week. It’s been super-duper busy during the pandemic. It's 47 miles each way, and I work so late at night that my husband drives me and picks me up which is a total of more than 160 miles a day on the car to go to work. Just today, I’m getting transferred to the store that is 10 minutes away from my house. Now I'll be going five miles to work.

On top of that, it's such a huge seller's market right now and I didn't have to bid. It was super hard to find a house as is.

There's nothing I can complain about the house. There were a few minor issues that came up with our inspection, and LGI was quick to take care of those issues. Anyone that's looking for a house right now, I tell them to check out whatever LGI has throughout the valley. In general, everything is clean in the community. My wife and I discussed, and the decision was more of the new home experience with no one else prior to being in the home before we were. We had someone try to go through LGI a year prior, and they were denied because of some credit issues. We never gave it a second thought and then we were driving around and we saw it again. We tried it and we got approved right away. Jason and I talked just about every day. If I wasn't up at the property looking at everything, he would call me and send me pictures of stuff that I didn't see, which was great. If I had to do this all over again, I would definitely choose Jason again. I referred him to two other people that I know that were looking for homes.

Now, I'm working from home, so I have this new home smell and I had this new home feeling. I'm bragging about it. I’m seeing new neighbors. It’s a great thing. I love it. The only thing I would change is our master bedroom downstairs. It's more of a construction thing and I asked for the floorplans so I can do a build-on sometime in the future. Those are the one thing that I really wanted, but I couldn't get those. They said that I can go to city hall and see if I can get them that way. Other than that, this was our very first home that we ever purchased. Now that we know what homes look like and what they should look like, we know going forward what to expect. LGI set the standard for us which is a good thing.

LGI Homes was good but there was a little bit of a lack of communication on some things. About four days before we were supposed to move in, they said that the move-in date had been moved and they didn't tell us prior to that. Also, we couldn't really get ahold of anybody. Nobody would call you back when you'd leave a message. They moved offices and didn't say anything. Their numbers changed and they never let us know. We actually had to walk down to the office to get answers to questions we had. Then that was when we found out that they had new phone numbers and the person that we were working with had a new number. That was frustrating.

We love the size of our home. That's why we stayed in the neighborhood. There were a few things that we needed to fix. The granite wasn't sealed and we had to have somebody come in a couple of days after we already moved in to seal them. When you walk on certain parts of the upstairs like in the master closet or right when you get up the stairs, there are some cracking or squeaking on the flooring. That has to do with some of the floorings that were laid down. We mentioned that right before we did the walkthrough before we signed the paperwork and the rep told us that it was not a blue tape walk-through. So he wrote it down and he said it was gonna get fixed. But we haven't heard anything back. But overall, we love the home.

We were moving from a very competitive Colorado market. We chose to go with a new build because we didn't wanna compete on a resale and we liked the idea of a first-time home with no owners and making it our own. LGI was out in Colorado, where we moved from. We moved into Oregon, but we were looking in the area. We looked for new builds in the area and drove to the LGI offices. Dealing with LGI was phenomenal. Their representative, Heath, was amazing. Both in the initial offering piece where we were seeing what was here and then being able to view the homes and then the whole process of deciding to go with LGI, he was phenomenal.

We like the house. We understand on the new build that there are obviously some pieces of it that we're still trying to figure out. But for the most part, we are happy with the quality of the home. We wished there was a little more, but we didn't have as much say in the build as sometimes you could have with some of these builders. But that was due to the current climate and being able to get these homes up in a timely manner. This community is phenomenal. This area represents also the smaller town that we've bought this home in. All the parks are great. All of the look of the homes, the feel here, and the community have been wonderful. Overall, it's been a great process and hopefully, we don't have to do it again. But if we did, we definitely would be looking back in LGI Homes.

I'm coming from Washington, D.C. where for the price that we spent on that property, we would've been in a way lesser, older style of property. I'm happy, thrilled, elated, and exuberant.

I was looking at a used home but it had already sold. I was driving around the neighborhood and I saw an LGI billboard. I left my information on the website and they called me the next day. The advertising said zero down. The salesman who I talked to made the experience that much better and was willing to work with me. Herman was my consultant and he was awesome. We made an appointment just because it was the 4th of July weekend. During our appointment, he had me approved for the house that I liked in the area. Danny was the loan specialist. Herman and Danny made this experience stress-free and enjoyable. They treated it like it was my home since day one and that made a really big difference. The house is great. The lot that I was given only had the foundation on it so I got to see everything get built and progress into the home.

Every time there was a change to my house or something that I had a question about, their consultant was very stiff with me and almost annoyed that I was contacting her. Then, I recommended LGI Homes to a friend and they came and sat down. The consultant told them that I was her pet project because of all of my questions, and that, although I was needy, I would probably be happy with the house in the end.

We're pretty disgruntled with the way that LGI has handled multiple things, including the most important internet. I had been talking to LGI since July and the very first thing I asked the consultant was what the internet was gonna be. My husband is a software developer who works from home for the government. I am the chief operating officer of a startup company. My son is six, and so he's going to first grade. So internet is absolutely essential just as much as water is to us. I made it very clear that that was our number one priority and the consultant swore up and down that we would have internet the day we moved in.

I had been calling Xfinity since September to make sure that we would have everything set up. I was told by all parties that there would be no problem. I moved in and Xfinity said that because they didn't have the permit to our neighborhood, we wouldn't be getting internet until December or January. I ended up fighting with LGI and Xfinity to get this figured out. Then I called the mayor because LGI told me that because they were not forcing us to use Xfinity, that it was our problem and they would not help us with this. In the end, after calling the mayor and getting the city involved, they proved that the reason we didn't have the internet was that LGI built these homes without the permits approved by the city. Because of that, the houses should've started construction and been done by December. So, it was completely LGI's fault. They dropped the ball and I've had no sympathy.

I had to get a satellite installed into my house and pay for it so I could have a very slow internet. I have 20-speed internet. After the mayor got involved, they finally got Xfinity to come out here and fix everything. So on Wednesday, I'm gonna be able to get 1,000-speed internet. But I'm not gonna get recouped for the cost of the slow internet that I had to install because of LGI's mistake and we're pretty upset about that. Had this stuff with the internet not happened, I could've excused Lynn's personality that she just was a blunt person. Before I had moved into these homes, I was very happy with how everything went and I was constantly recommending it to friends and family. I even had someone meet with Lynn and talk to her about getting in here. But with the internet, it really has turned our thoughts about LGI in this community.

Where to start... Key points here:

    1) Quality is mediocre at best

    2) Use your own realtor

Around the 18th of September 2020, my spouse found LGI homes while searching for a new rental. He talked to a sales person at the model home who assured him that barring a few things (namely pay off a student loan) purchasing a home would be “doable”. At this point we were required to pay a $1,000 deposit. Not a big deal, right? I mean you’re getting a brand new build. On the 19th, the MLS for the home we were interested in, went from “active” to “pending”. We were ecstatic. Especially since we had to be out of our rental because of the landlord's divorce.

Tim, of LGI homes in San Antonio Fl, gave my husband an approximate date for close of October 13th, 2020. Texts and calls throughout the next few days were the same garbage.. “You’re going to close..everything is fine”. Typical salesperson garbage. Around the beginning of October, I checked the MLS. It had gone from “Pending” to “Active”. I asked my husband to get in touch with the realtor, who was J **. He instead reached out to Tim, who again assured us everything was ok, that we were closing on the home just 2 weeks later. At this point, my husband asked if we were Ok to give notice of intent to vacate, and the answer was “yes”. So we did.

The 13th of October came - silence from LGI. The 14th came and suddenly, there’s this story about an issue with the underwriter. “..But don’t worry - you’re gone close”.. until 5p that night then it was a different story. Not only did they want us to “wait” while they held our deposit, they didn’t want to give it back. LGI salespeople continued to pursue a loan on a MLS listing that wasn’t under contract, but daily checked/pulled my husband's credit report. (Probably looking for the loan pay off.) Most importantly, because we had given notice to leave the rental, our family of 4 was now looking at a bigger issue: homelessness. A family of 2 veterans, 2 kids under 5 was going to be without a home.

Through this process - I had asked a few questions:

    1) can we use our own lender
    2) can we use our own title company

    3) can I use my own homeowners insurance

The answers to all those questions were “no”. That should have been where I pulled the plug on this whole thing. That should have been the ‘red flag’. The title company they use is Empower Title something or other, you can Google them and decide for yourself your own opinion. One Home loans was who they required us to use. Again, do your research. Our bank is also an insurer, their rates were half of what LGI wanted us to pay. If any of this isn’t deterrent enough: the Mirada HOA, is a corporate HOA. So basically, you’re still living under LGI’s thumb no matter what you do. If you’re ok with that? I guess.. more power to you.

All in all, I’ve retained an attorney, to handle this mess they’ve created for our family. It’s not a scam, you do get a house. You’re options for colors and flooring - they won’t let you choose (or so they told me). Appliance upgrades are also a no-go. For almost 300k? You can do much better. Currently, we are actually in a home that is very much our dream home and will close on it for two thirds the cost and none of the headache these incompetent people threw at us. There’s NO communication.

If you’re a veteran? They just want that government backed funding. Think those car dealerships right outside post: you get the car, you’re gonna overpay, but you won’t notice it because they’ll have you focused just on your monthly payment. The only thing I can say to Tim, Amy and Mr ** (their listing agent): Karma will catch you. It always does.

Hi Holly, we are surprised to hear about your experience and apologize for any miscommunication that occurred. We view ourselves as your partner throughout the homebuying journey and work closely with our buyers to achieve the dream of homeownership. While we never want to delay a closing, occasionally things that are out of our control do come up and force us to do so. We understand that it is not the ideal situation and understand your frustration. In order to provide the best customer service and rates to our buyers, we do partner with companies that we trust, such as One Home Loans and Empower Title, to make the process as seamless as possible. While we are committed to our partners, you are welcome to use companies that you select instead. However, when you do go this route you may not receive other benefits that we offer, such as builder-paid closing costs. We apologize for any misunderstanding there was regarding this fact. As for the HOA, Mirada is a master-planned community with several builders and has its own HOA.

We are proud to offer quality, move-in ready homes that are outfitted with upgrades already included. By standardizing what is included in our homes, we are able to streamline the construction process and find pricing efficiencies that we can pass on to you in the form of a more affordable home price. We believe in the dream of homeownership and we are happy to hear that you were able to find your dream home. We hope that you create many happy memories there!

Also, my heater was messing up and a guy came out to fix it. The guy was okay, but if the same issue was to happen again twice, it seemed that they didn't know what they were doing.

I like LGI. I like their work and I like how everything is done under one roof. So that would reduce my anxiety and stress. For a few years, I've been getting those little postcards in the mail from them. But I wasn't quite ready for a home yet. So I worked on my credit a little bit and then I decided to give a call and check. I went with a new build. I didn't wanna go into a situation where I'd be inheriting someone else's problem on a previous home. The home consultant, Zach, was very energetic, very positive and very informative.

My husband and I met Zach and we looked at one community and loved the house. However, we would have to come up with a downpayment within a month. That wasn't gonna work for us. So Zach let us know that they were building on another community. So he reached out to us a little later. We went and checked it out, and that was the home that we ended up with. So he was there and he encouraged us. He told us that we could save this amount of money and was very supportive. He kept us informed the whole way and he was always available if we had a question. I was impressed with his personality and overall attitude. Overall, everything was really good.

I love the home. There were two things that were a little different, being a new home. One was that there were no towel racks in the master bedroom or the other full-size bedroom. Those were the little things you don't notice before. That was a little weird but we ended up putting up our own already. In the back door, it had glass from pretty much the top of the door to the bottom. I would have rather had a solid door instead of glass like that from the backdoor. I really like the community. It's quiet and everyone takes really good care of their yard and everyone's friendly. I look forward to getting on at work and coming home and just relaxing. It's very comfortable. It's hard for me to get out of bed some days. But it makes me even more motivated to earn extra income even though I'm okay where I am.

The purchase went fast. The LGI Homes rep didn't come down on the price for me. But he was fine. However, I paid way more than I should have for the quality. The prices are higher everywhere. I needed a one level home, and I liked the yard. I also I liked the location. The only thing I don't like about it is the lack of closet space, and the bathrooms are a little small. And then, once I lived in the house, I had problems.

Before I moved in, I complained about the hallway floor, and they did the best they could on fixing that. Not perfect, but it's better than it was. Being a cement slab, I can understand there are problems there. When I went to use my washing machine, water went everywhere except down the drain. They had to fix that. That was quite a mess. Last Friday, they didn't show up to do the job. Hopefully, Kelly got on their case. But they came Monday and got it done. It took a long time and a big mess in the process. But they fixed it and then put everything back like it was. Kelly said they will make sure they fit the drains in the laundry room really good next time from the rest of the home. That's an improvement there.

I'm not pleased about how the toilet sits either. Because again the cement slab, they said that in order to get it to not wobble, they had to put wedges under it. It's not flat on the floor. Their construction is not as good as I thought it should be, especially for the price that they charged. Other than that, I like that I have a home. It's just the right size for me. My husband and I are older. We needed someplace with no steps. This is perfect for us in that way. We wanted to switch from the bathtub in our master bedroom's bathroom to a shower. But, of course, it's already built, so they couldn't do that.

With the price of older homes being built like 1961, and you have to deal with the price which is well over 400,000, and pipes, roof, old heating and only one bathroom or a one-car garage, going with a new build was a no-brainer. I only saw Bryan from LGI Homes once. whenever I had any questions, I texted or called him.

When all is said and done, it's a very nice house. We had to repeatedly request that the island be fixed properly because the board on the bottom was all split. It was only one of them, but still, it's a brand-new house. Do it right or go work elsewhere. And it took forever. But when we first went and looked at the house, had we not been there twice a week, we wouldn't have caught it and we would've had an extremely wobbly twisted island. Also, there was no doorbell. We just found out on Halloween. We're scratching our heads on that one. Nobody told us about the fact that there was no doorbell.

Jason was the only person that did an inspection with us, which we thought was odd. It was on the day that we got the keys, on the 28th. The one and only inspection is on closing day. Because we only did that one walkthrough, we also found rough spots in the guest bathtub. We didn't see it when we did the walkthrough, so we need to contact them about that as well. Other than that, the community looks very nice. People are still moving in. We know our next-door neighbors, who are from a different development, but they're lovely. There would always be little issues here and there, but LGI Homes seemed to be right on top of it. Keep in mind that there are no upgrades or no downgrades. You can't change anything. But you're still getting a beautiful home.

I had to always be the one to reach out so I ended up getting my own loan officer. I felt like I had to go out of my way a lot of the times to close on the home. They gave me a lot of trouble and I think they did because I didn't go with their loan officer.

The loan officer should update the customer instead of the customer having to reach out. LGI should give their customers an option if they wanna go with a different loan officer and don't make it feel like it's forced, like they have to go that route. But I liked the home. It was perfect. It was exactly how I wanted my first home to be. I was excited that it was a corner house. Everything about it seemed right.

We pulled the trigger because we were ready to get a home and we weren't really wanting to wait around. We weren't picky. We only looked at the one build and what appealed to us was the move-in date. The lease on our apartment was coming up and we wanted a nice home to move into. Financially, the decision made sense. Plus, the house was the cheapest one LGI had.

We had a discussion with a guy and we did a walkthrough. LGI doesn't custom build and I understand why they don't. There were some things that I wanted to change and that maybe we could have done. But we were a little ahead of the game. It's just that it's kind of a struggle sometimes to find a place to plug things in. Also, I have a few things I need to have fixed. Otherwise, everything's pretty good. All in all, it worked out pretty well. To anyone considering LGI, check your email and be ready to sign stuff. There's gonna be a lot of communication from day one to the closing date. LGI Homes also gave us an assurance that we were going to get the house and we like the property that we got, so we went with them.

The purchasing process was very intense and there was a lot of paperwork. I understand that sometimes you need to renew the paperwork because it's outdated for some reason, but you could ask for the documentation on these one to two times. With LGI Homes, it was not like that. They told me that they needed this, then the next day, they retracted that and asked for another thing. Then, two days after we submitted that, they said that that was not what they needed and asked for a different one. But when we submitted that, they said they needed these other documents. I am not an expert on mortgages and I don't know how that worked, but it was very aggravating. Other than that, I've been on the house for six hours and I saw some minor constructions issues. But the house is on warranty, so I made a claim and they said they're going to come.

My wife found LGI Homes and it was her choice to go with them. The consultant that we dealt with was pretty good and really helpful. His name was Herman and he was professional. It was also easy to have a conversation with him. Everything seemed like it was handled well and things came out nicely. The build of the house is good quality. Its location made going to work a lot longer but out of everything, that's the only problem. When my wife was initially telling me about it, I was really not wanting to go with it. But now, I like my new home, so I'm happy with it.

I was on a website trying to schedule an appointment with another property and someone from LGI Homes contacted me from my information that was put in that website. The house that they offered had everything that I wanted and it was in the price range that I wanted it to be in. So, I went with them. I dealt with two reps where one made the appointment and the other one, Dan, dealt with me when I went through the process. He was nice and I didn't have any issues with him. So far, I've been in my new home for a week and a half and when there is anything that I'm noticing, they've been very good about trying to come out and correct them.

But when I was in the office one day, the gentleman that called me to schedule my appointment was there and I don't know if he was aware that I was in the office or not, but at the time, he was talking to a guy and had him on speakerphone. I heard the entire conversation and the guy specifically asked him if they had homes available in an area. The rep said yes and he told the guy to just come down to their location to meet with them. After he got off the phone, one of the other agents went in and asked if he just told the guy that they had homes available in that area and he said, "Yes. You just tell them what they wanna hear. And then when you get them, you sell them on the property where you actually have houses."

I did not like that at all because it makes me feel like he did the same thing to me. Initially, I was looking in a different area and when I expressed that to him, he told me that they had homes there. But then, he showed a house in a different area. The only difference is that when I saw the house, I liked it and and I was open to moving to this area, even though it wasn't my ideal area to move into. Still, what he did is bad business practice and it can leave a bad taste in people's mouths about LGI Homes if they're being lied to and misled to think that they're just coming to talk with someone and they're going to get the home in the area that they're desiring to get when that's not the case. But other than that incident, overall, the process was easy and everything that I experienced was nice.

The part of the baseboard was missing in one of the upstairs closets. The dishwasher didn't have a cord. The cord to the disposal was cut. There was a tear in the linoleum when they put the refrigerator in. But everything else is great. The space is good. The rep was very nice and informative.

We had been working with LGI since early July. We were approved for a home. Took a picture with sold sign, and watch our home be built from the ground up. We jumped through every hoop. We gave there every piece of documentation they asked up for. We were set to close October 7th. We had our money in savings from closing. Two weeks before closing we were told the title company found a problem that would affect us getting the title for the house. We need to pay off a couple of credit card that had balances and a judgment. We quickly paid off the cards and withdrew funds from our retirement savings to pay off the judgment. We were assured by Danielle at LGI on Wed, September 30th that everything was in order and the judgment just needed to be handled before closing. Once the funds hit our accounts, Saturday, October 3rd, we were heading to the bank to get the money and planned to pay off the judgment Monday morning.

We got a phone call early Saturday morning from Christian at LGI, that we should come in to discuss getting keys to another home, because our home had been put back on the market because of the judgment. We were devastated and blindsided. We worked with four different people during this process. None of them were ever on the same page. Instead of moving into our home last week, we spent the week unpacking boxes and undoing things that had been done to prepare us to move into our new home. We were never even given an explanation other than, "it was because of the judgment." Christian said Danielle should have told us that. We are incredible disappointed at how we were treated.

I heard about LGI Homes from my realtor and I chose them but in the end, they didn't treat me fairly. I let them build my home for me but they tried to sell it to other people. They even lied and said I signed to delete the contract which I never did. I told them if they wouldn't give my home to me, I was gonna go to my lawyer. That's why they gave it to me. But because they tried to sell it to other people, I ended up paying a $20,000 deposit.

The first time I signed all those papers, they said they were gonna pay my closing cost. In the end, they tried to deny it for me to pay the closing cost. They really did a lot of bad things. I regret that I went to LGI. The home is what I've always wanted and the quality is very nice but they have a lot of things that are not right. My window has no screen and I am not happy with the amenities that are offered.

I saw LGI Homes on Facebook and a new home was kind of what I was looking for. Some people say that it's a stressful process but I really couldn't say that. It wasn't a bad process for me at all. I met the guy the first time and he showed me the place. I sat on it for like an hour but I wasn't sure. After work the very next day, I went back. It was all of the stuff that was coming along with it. I’ve been trying for four year and this transition was so smooth so I thought it must be meant for me.

The home was already built so that’s kind of not my own personal stuff that’s in there but when I first went to look at it, it was what I liked. However, I would have preferred a bigger closet in the master bedroom because I have a lot of stuff. Also, there aren't any extra things like any pools. It’s just one single block of townhomes. I was asking them about parking too. You get two or three spaces and that's it. I have a housewarming I’m thinking about having and after my 2 cars, there’s no visitors' parking.

I've been looking at a lot of older homes but was unable to find what we wanted in the right price range with everything that we were really looking for. For the other homes we were looking at, the water heater’s old and we're probably gonna have to fix the furnace. It seemed the best bet was to go with a new home and we knew where LGI Homes was building at. We had looked at some pre-owned homes in that neighborhood but we never made it to the back of the property where the newer houses were. We kinda stumbled upon this house which wasn't meant for us. It was meant for someone else whose job got furloughed. It’s a new home and shouldn't have any issues with appliances, furnace, water heater, etc.

It's not my first home so I've been through the process before. Everything they discussed with us and talked about as far as what would be covered and what wouldn't be covered in this new home was pretty thorough. It was overall a good experience. We have not officially moved in but the neighbors around me seem to take care of their lawns which is good. Things seem to be maintained.

The only thing is we had a issue with some of the wiring for our internet. Some of the wiring wasn't done correctly before the house was built so they had to come back out and redo wires so we can get internet. I also don't have to worry about repairs and stuff that's left over from the previous owners. Then at that time, I had the loan amount that I wanted with LGI. Everything was smooth during the process. There were some things that they were supposed to come by and patch up and fix. They have a wooden bar that's right above the top of the attic. One has to almost crawl underneath it just to get through, which is a real nuisance. It's just not even safe. And then, there are some locations by the door where there are pieces missing that needed to be filled in. But, overall, I haven't had many issues. I like the walls. I also like the open space downstairs and I'm enjoying the little loft area that we have upstairs as well. It's a nice and quiet neighborhood. At this point in my first month, everything seems to be okay.

Right now, the quality of the build is good, but I had some issues that I've missed on blue-taping day. In the first bathroom by the front door, the molding underneath by the floor came off. Then by the entry of the door, the light needed to be cleaned. There were bugs above that and it’s overlooked. They said they were gonna follow through. It's been over a month now. I followed up and it still hasn't been done. Then I didn't get a cleaning closet with this model. I also wish the stove was better. It's a flat top with the burners and when I cook on it, it just looks old already. But then I have a beautiful kitchen and it's the perfect size for me. I'm enjoying everything, just knowing I have my own space. It's a blessing from God. I'm very happy.

We went and looked at one new build in another area but we weren't really finding what we were looking for as far as the layout of the house and what was available on the market. So, that pushed us in a direction to look for a new build and LGI happened to have pretty much exactly what we were looking for. We went to the office so we'd go take a look at the houses. That was when we were assigned an agent and he was very helpful. He took us out to the houses and he answered the questions that we had. It was a good experience until we got towards the end. Our finished date got pushed out a month and a half, and then towards the end, it was hard to get information out of the team as far as completion, where the construction was at.

It seemed like a lot of misinformation and it was like the builder and LGI weren't on the same page or their contractor. When I called, it would be like, "Hey, we're waiting for the appliance to be installed." So I went out there, the appliances were installed. But we love the home. We're still struggling to get a few things finished and wrapped up that have been lingering out there as far as finishes and there are just some items that need to be taken care of that went wrong with the construction. But we really enjoy the community. There are a lot of families. We've got three kids and there are a lot of kids in the neighborhood, so that's really nice. The neighbors seem to be very nice too.

My wife wanted a new house. We were living in Winter Haven at that moment and we decided to drive around looking for new communities. We made it all the way to Dundee. We saw the sign for LGI Homes and stopped in. As soon as I walked into the office, the service, the way the sales rep treats the people and the way they work with you, just convinced us to stay there. From the very beginning, our consultant said that he was there for us and would help us throughout the whole process and he kept his word. He kept up with us and helped us throughout the whole thing.

We first picked a home. We were trying to go through VA loans and VA started acting up. It slowed down the process of the purchase. Then we went through FHA. So, by the time we got all the paperwork done with FHA, the house that we first picked got sold. So, we went ahead and found another one. My wife fell in love with the kitchen and the open concept, and so that was the one we decided to move into. It's a three-bedroom home and we love it. The community is extremely quiet. It’s very nice.

When we closed, the house had just been built and that time the dryer vent got smashed and broken. But they came in the next day and fixed it. We didn't even realize they had fixed it. We also called the guys for the cabinet that was broken and they answered the very next day. We set up a date and now we're just waiting for them to come in and replace the whole cabinet.

He cleaned the corners to make it seem he fixed some, but he really didn't. There was this big piece of wire in my backyard. He told me he was gonna cut it, and I said cut it, but he didn't. There were also a couple scratches in my walls, and he didn't fix them. I was trying to reach out to get the information of the tile from the house to know the name so I can purchase it, he never responded to me.

As a new homeowner, I can't help if I went to the office and they were like, "Yeah, you're gonna have to contact the contractor." I already did and he didn't help me. What was I supposed to do then, message him again? I understand he has a lot on his plate, but he told me he was gonna give me all the information of the tile so I could get it on my own and he didn't. I'm here stuck trying to match the same tile. This has been a lot. He just wiped it. I paid for the house and there are a lot of things that I'm not happy with. LGI is great though. When we first moved in, we didn't have a refrigerator, but that was our choice to go on and move forward without it being there. The quality of the home is good. When you go with a new build, everything is new and you have a warranty, which kinda adds a little financial security to the purchase. I really got in depth with LGI Homes. I went to the website. Back when the company was finishing up the developments in Winston, I started doing more research. My experience with my LGI home consultant went pretty well for the most part. There was a change because they're no longer at the office. I was in the dark a little bit due to COVID. But I did find myself in the dark sometimes in between processes, as far as just staying updated, with phone calls and the closing date. And about giving me a heads up on the next process, keeping me updated or helping me set the expectation on what's next, there was a little bit of breakdown with that.

My home consultant is very optimistic. I enjoyed her spirit. The only thing was getting the information as we move along in the process. There were a lot of times where she didn't have anything for me because she was waiting on an update herself. Then there were times where I didn't know whether to call her or the loan consultant regarding certain matters. But she’s always available through text and phone calls. Sometimes she's even texted me back at 11 o'clock at night at times.

I'm still settling into the house. There was a problem I had around the foundation. There was a crack in the concrete insulation. I would have liked to see the panel replaced, but they just filled it up instead of replacing that cracked piece of insulation. They just sealed it up. I would like to see that replaced because now it looks like my house has a sunken dip in the side of it towards the rear. I fussed about that thing throughout the whole process.

I was in my master bath. I noticed that somebody scratched the mirror. I don't know whether it was in the warehouse or during installation, but someone was smoking and there is a little burn on one of my countertops. I've been so busy trying to get this house so I can actually live in it. I haven't had time to really bring up my issues and concerns. My cellophane has a little tick to it. There are a couple cabinet hinges that are loose. I was gonna try and get a list, so I can address it all at one time. Other than that, the quality of the home's build is nice. I like the community. It's quiet. I love the diversity.

I was browsing on the internet when I saw LGI Homes. I read some of the reviews and I made a phone call. I spoke with a sales person, Tiana. She was so motivational, so I went on and decided to try it out. She helped me tremendously. She's straightforward. She'd tell you everything you need. She even motivated me when I was thinking about giving up. So, she does know her job. I really enjoy working with her. She's very good at what she does.

Everything went well with the process. Everything that Tiana told me and what I needed to have done were very precise. The office staff was great, friendly and they greet you well as you come in the door. The quality of my home is pretty good. I had some little situations going on with it. I have some problems out at my garage, and they said everything is a little backed up because of COVID. But other than that, everything else is okay. The amenities are good. As far as the community, it's kinda a little bit congested, but it's good and quiet. I will recommend LGI to people if they're looking for a first-time home buy.

He was extremely helpful and gave me the comfort in knowing that I would be taken care of. I love my home. I bought a new house because I didn’t want the trouble of having to fix things right away. We’ve been here just a little over a year and we’ve had issues since the 2nd week of moving in. So the 2nd week of being here we assume our washer overflowed and flooded the upstairs. I say assume because we moved the washer to the garage and have not have a problem since. So during the time we were attempting to dry out our new house, we noticed that we were still getting a pool of water in the living room. The carpet had been stripped so there was only concrete floor remaining. Come to find out there was an issue with the siding that was allowing water to come in whenever it rained. So after going back and forth between LGI and our insurance company, we were finally able to get this fixed.

We were out of our brand new house for just under a month. Since then it’s been one thing after the next. Now the kitchen faucet is leaking water heavily from somewhere and is pooling water all on my counter top around the back of the sink and also under the cabinet. I have a big bowl there trying to catch water but it overflows after a few hours. I submitted a claim into LGI’s system on 9/2 and have heard absolutely nothing. This is what I was trying to avoid buying a new house but it seems I have purchased a $200k lemon.

LGI's zero down was a thing for me. I went with them because of that because I didn’t have the money to put a lot of money down at that time. As far as the home, the workmanship could've been a whole lot better. The work that has been done on the house could've been better because it needed to be redone. I have a door that leads to my garage that was damaged and they just still put it in. There are some things that need to be fixed like doors repainted from water drippings. In the bathroom, it's the same thing on the walls. I showed the superintendent and he said, “That's kinda normal.” But that's not normal. These are drippings on the walls from them putting too much paint on the walls. The purchasing process was nerve-racking. There was too much stuff that I had to go get, and then what was so bad about it is it would always be something else. Some things could've been streamlined more.

If I could give negative stars, I would. We were sold the “dream” of a re-do, re-start and do-over. What we got was mold infested floors, a major water leak through faulty back door, 2 weeks upon move-in. Now? They won’t work any warranty claims. At all. So, we’re left with severe mold and sealed up water drenched/soaked drywall at leak wall in the home. And, my health is affected greatly, as well as my poor cats. I’m horrified as I sit and contemplate foreclosure due to mold infestation and cost of remediation left on our own to figure out. In our brand new home? Really? Yes, brand new. It’s destroyed. Flooring, and the bashiQa drywall areas. Behind baseboards and mold into the home badly. They were not required to make it right. We were left to look at what we can prove!??? And, clean or removed‼️

I bought a house and I thought I was going with Veterans First. I thought that they were affiliated. I learned that they're not. I love that my LGI home is a new one. We’re the first ones in there. However, I gotta do some work on it. The thing that I don’t like about it is that the landscape is all full of holes in the back. I don't have enough backyard space. Then I gotta fix this lawn and make it flat. That’d make my backyard flat. My wife or anybody else cannot walk through there 'cause they might break their ankles.

Then when I first saw the house, I thought they didn’t put grout on the tiles. The guy said they did. But they didn't do it right. If one doesn’t grout the tiles the right way, in a very short time, it’s gonna start peeling, and that’s the adhesive. When buying adhesive that gotta add water to it, in a while, if one doesn’t grout it, it’s gonna start separating, and there are several separations in the tile. Also, the door to my bedroom didn’t lock. Little by little, I started seeing things that weren't brand new and I was trying to repair those. I don't know how many more surprises I'm gonna have.

LGI Review (Stratford Monroe NC). LGI does not care about the people buying their homes. Salespeople are misleading prospective home buyers, and LGI as a whole is not making good on the things they say they would do. When me and my wife bought our first house we never thought we would be dealing with as many issues as we have. It has been a nightmare. The first supervisor told us on signing day that he scheduled someone to come out to fix some drywall they “messed up” beside our master shower and no one showed up. Next when our garage door fell apart, we were told by a different supervisor that they would be in touch with the framing company who used nails instead of screws to put up the door, and that never happened either. This was before COVID.

Since COVID we have noticed other things wrong with the house and have begun to put in warranty requests for them, but LGI is so backed up because they are not doing warranty work with the ongoing pandemic (understandable). They are however able to continue to build houses at a rapid rate and a pool big enough for 16 people (according to local code) for a 200+ home community (unacceptable). We currently have massive holes in our drywall upstairs and downstairs due to the fact that when the siding was put in the house the coolant line was punctured... Twice.

Thankfully Parks Heating & Air were able to come out to do the warranty work and send the bill to LGI. Also we are waiting to have an emergency repair done to our sliding door because when the flooring was installed, they managed to cut the door. We now have floorboards bulging, and water behind the wall, and are still waiting for a repair a month later. Once again I was told I would hear something soon, and have not.

LGI has proven time and time again that their commitment is to their pocketbooks and not their customers. Whether it is their misleading sales tactics, poor communication with the community, untimely repairs, or flat out doing the minimum, it is completely unacceptable. The only reason why I have not given them one star is because the people in the community are very active and care about their fellow neighbors, making Stratford a great place to live. LGI is the problem here. If you are a prospective home buyer, I urge you to ask questions to people you see in the neighborhood while you are coming through to look at houses. Our neighbors are extremely friendly and helpful people, and almost all have had similar experiences with LGI. Please talk to one of us before you buy from LGI.

We were moving here from out of state and the process was very easy. No real major complaints about the house (upstairs carpet is pretty cheap, "recessed lighting" is actually puck lights...) But the real kicker is that we were told we would get a "resort style pool" for our neighborhood of over 200 houses and it would be ready by Memorial Day. Turns out the pool as planned and verified by permits and also verified with the actual fire marshal for our county can only hold 16 people at a time. We only found this out right before construction began - which was last week. They had no plans to build the pool by Memorial Day - they said at the time they weren't doing anything not already permitted due to Covid and downturn of economy but we found lots of new permits being submitted for new construction of homes!!! Also the "clubhouse" is an approx 800sqft structure housing 2 bathrooms and a pump room. Some people were also told by sales reps they could have sheds which is against our CC and Rs. The roads are in horrible repair and there are no current plans to fix them for the residents. Anyways - just be aware that they use sales tactics and slippery words (like resort style - doesn't have an actual meaning or definition but elicits a certain picture in the mind) to make it sound better than it is. They have since changed the pool description on the LGI website to "community pool" since we started getting upset. Get everything in writing and ask for actual definitions - which you probably won't get. I was excited but now that I've been here for nearly a year, I'm so over LGI and wouldn't recommend unless you have the time and energy to fact check everything they tell you. Also be prepared to be ignored by LGI after you close. Yeah, you can submit warranty requests but they aren't even being acknowledged right now "due to covid" but there's no word about how these are going to be handled moving forward - extend our warranties? Honor any requests put in prior to the 1 year date? No idea and LGI won't tell us because they don't talk to us anymore. We're to go through the property management company who then asks LGI but that is a whole other trainwreck... Communication is very much lacking. Anyways - 2 stars because the house is ok and the actual purchasing process was pretty smooth. Everything else is not ok.

We have issues with it because of the texture and paint. It is very sloppy craftsmanship. Plus, it is bare bones. It only had one ceiling fan in the master bedroom and one in the living room. The other three bedrooms didn't have a ceiling fan. Somebody would be coming out who is supposed to correct the issues. Being that they had COVID here, it has taken a little longer to get everything done but the work order is in force.

We liked the open floor plan. It was mainly the bedroom and then the area is a walking area. We really like that it had walking trails and gardens.

They had to put in blinds, but one of them broke because the string is not that strong. You have to push them up and it's kinda hard because we have an elderly person that lives with us, and she can't pull them up. I understand houses sometimes don't come with that. But for some reason, they had to do it, and these were the ones that they chose. They could’ve done a little better. They're just not the kind of blinds that we like. Also, the window that’s over the stairs has no blinds. It’s really high up, but it's parallel to the bathroom. So, it's kind of uncomfortable. I didn't like that part. We tried then to terminate the contract, was told that we could not despite the paperwork that we signed to do as such. We’re military. So we got ordered to Georgia, and came across LGI again. We're like new people, “It'll be fine. Let's just try it.” So, we did. We were able to use the downpayment that we used here in Colorado, which I thought was very good. We already have invested money, so it was awesome that we didn't have to put down a downpayment again. That aspect of it was really good.

I did not love the LGI representative. I ended up having my own realtors, which thankfully I did, because I felt like there was a whole lot of disconnect. Compared to our home-buying process here in Colorado to the home-buying process in Georgia, I felt like I had to contact them. There was no weekly update. There was no scheduled walkthrough. And now, even though we have closed on the house on the 24th, there were still things that needed to be done. My realtor followed up today because we sent an email saying that we’re supposed to be done before we close. We walked through the house the day that we closed, and it still wasn't done yet. But the construction manager said that it will be done, but he didn't take notes. He remembered them, and so I feel like because of that, there were things that were missed.

One thing in particular, they thought that the ceiling was leaking from upstairs in one of the bathrooms. So, they went in to see what it was but it turned out, someone had just spilled water on the floor. It wasn't actually a leak. So, when they patched it, they only painted that one area of the ceiling, and so you could tell the difference in it. For me, moving in, I should not be able to walk into the dining room essentially, and see that big old spot that's discolored from the rest of the ceiling. It's an open concept so you can see the entire ceiling. It's like, “Oh, what’s that dark spot over there?” The fix was, “Once you put in your blinds, then you won't see the shadow.” That's not the answer. They should correct it because it's there. That wasn't done.

Also on the garage door, you have to hold the garage door button to close it. That has to be done when we get back, and that's fine. That's not a problem. But I didn't like that we weren't a part of the blue tape process. There was no blue tape process. We were just supposed to accept the house because they had multiple inspections as the house was going through each stage. So it was inspected and it was gonna be up to par. There were many things that were not up to par. I feel like a blue tape walkthrough could have alleviated those issues.

Here we are, two weeks after closing, those things still aren't done yet. When we went through a preferred lender, that was fine. We had absolutely no problems with that. I love the fact that the homeowners insurance is included, that the tax are included, all that thrown into an escrow. I don't have to worry about it. It's all included into my monthly mortgage payment. That’s amazing. I wish everybody did that.

The only thing is I expect to be able to walk into my brand new home and appreciate the fact that I did purchase a brand new home. It’s a new home for a reason, so it should already be prepared. I also felt like I had to constantly call them like, “How's it going? Is everything okay? Were you guys able to go out and do X, Y and Z? What is the status?" I'm out of state so I can't just drive by the house to see it. So I expected more communication. Aside from those things, I am excited to move. Once we get in there, hopefully we will have everything come corrected, and enjoy our brand new build. Overall, I love my house. We closed about 30 days out, and it closed on the day that they said that they will close. So those things, I appreciate. We didn’t have a back and forth.

An LGI house is very well-built and it's a great new home for someone that's just starting out. I would recommend them to anybody. We already had an older home and, at this stage of our life, we wanted a new home. We liked the style of the homes and then we liked what was put in them, especially as a spec home. They're built very nicely and now, we're happier. The one that did the walkthrough was awesome. It was G and he explained everything from the outside to the inside, every little detail. The representative that sold us the house was wonderful as well. We still talk to them today. We stop in there and visit.

It was awesome. I haven't moved yet but from what I've seen, it looked fantastic. I got the full walk through, and it looked great. The whole process was way easier than I had even anticipated it being so. Everybody that I worked with was fantastic. So, from Charlotte, who essentially sold me the home, to loanDepot, to Miguel who walked me through the house, it was fantastic.

I talked to Brian and he was very energetic about his job. He explained a lot of the questions that I had and I was comfortable with him. Also, I love the house, but I don't like the fact that there's carpet in the dining area where the table is supposed to be at. You put your table in an area where it should be hard floor instead of carpet. I like the community as well. It's very chill and we have neighbors who are to themselves.

Looking in the area that I wanted to purchase a home through Zillow, particularly for USDA eligible properties so I could buy a home with 0% down, LGI was right there. The rep, John, was very friendly and professional. He stayed in touch throughout the whole process and we had great communication. We got a great-sized home and exactly what we wanted. The build has good quality too. However, I’m kinda disappointed in some of the ways that they cut expenses out for themselves. They only put a ceiling fan in the downstairs bedroom. They only put a certain amount of sod down on the property. They didn't fully put sod down on the whole of my backyard. Part of it is just straw that they threw down, and it looks horrible. It screams cheap of them to me.

I always did follow LGI Homes because I worked for different type of builders and all types of different homes throughout my years of being an electrician. We went with LGI because of the price and the location, and they had a bit more of a backyard. The home having a warranty and everything being new were kind of reassuring because we don't really know where to starts to make repairs. However, we were told conflicting information a couple of times, and we ended up having an overall neutral to negative experience.

When I first called to schedule the LGI tour, I was asked how I heard about it and I told them I saw it on Zillow. We let them know that we were working with a real estate agent and we wanted to make sure that they get their commission because I found a real estate agent that has a pay back program. Part of the commission would come back to us to help us with getting ready at the new house and buying new things and whatever we needed. We were told there was no problem with them getting their commission then a couple days later, we got a call. They said they couldn't give my real estate agent commission because when they asked how did I hear about them, I said Zillow instead of the agent.

I did submit a request for feedback from them. The sales VP or someone called and said that because we didn't get that cash back from the real estate agent, a way that they may be able to kind of compromise is possibly to put grass in our backyard. That wouldn't give us the same value as the amount of money we lost. It would at least be something but we never heard anything again.

As far as the quality of the build, we've already started having issues. Lights kind of fell down a bit during the walkthrough. The dishwasher wasn't installed properly so it started spilling water everywhere. We've been here about a week and I have a maintenance request in already with four or five things, so it's a little frustrating. It kind of defeats our main purpose of buying a new house. Right now because of COVID, it's emergency only maintenance so the list just kinda sits until people are able to come in. But so far, they're all minor. The community seems nice and there's a park. There's construction going on, but that was expected. My only concern with that is that they blare music throughout the day.

I had done some research on LGI and they were the best way for me to go being a first time homeowner with low closing cost which is the reason why in the past I've hesitated to purchase a home. With the minimum 3.5% downpayment that usually most places require, LGI did help with not having to come up with too much money up front. Financially, it was the best thing for me at the moment. They communicated with me very well. If I had any questions, I asked and they answered clearly and enough for me to understand everything during the process. I didn't have any issues whatsoever with them.

Besides the home being brand new, I like the warranty that kicks in for about a year. It makes me feel a little more comfortable. I really like the space. The floor plan that I chose was the best one for me and for the future as well. The quality is good so far. I'm aware most houses are all built the same but I do like the finishing. I don't feel like anything was cheaply made. I do feel comfortable with the material that were used and how it looked.

My real estate agent found LGI. I know how cheap the houses are made, so that didn't impress me but it was affordable. I’m retired so I’m on a fixed income. There a few things I would design different in here, but besides that, it’s fine. I was living with my girlfriend and she more welcomed me and I had a good time there, but I felt like I was getting in the way.

My bedroom suite would not fit in. The master bedroom’s very small. A queen bed and a nightstand are all that could fit in there. The dresser’s in the other room. Also, there's really no good place for a kitchen table, but I'll find something that’ll fit. I got a China cabinet I gotta get out here. I hope my granddaughter's gonna take it.

I loved Tiana. She was absolutely fabulous, and me and her got along really well, but since I’ve moved in, I have heard nothing on the repairs that I put down on the page. My chimney guy cannot hook up my Xfinity because the line that runs through there is clogged up. I was talking to my neighbor last night and she said she talked to Grayson, who's our guy that takes care of things around here and the guy who walked me through the house. I went to the office this morning and I asked if they could get a hold of Grayson, and I was supposed to hear from him. I'm a little disappointed with the service after I bought the home. I moved in July 21st and I got an HD antenna, so I can have a few stations on the TV. I have a brand new computer, but I have no internet service and no TV service except for my HD antenna, which, thank God, is something. I was sitting here going crazy.

I know they kept the price low, but they didn't put any towel holders except in the downstairs half bath. I got two full baths upstairs without a hand-towel holder. I bought two, but I gotta get somebody to come over here and come in because I don't have electric drills to put them in with. I didn't notice it when I was looking through it.

Then my cabinets are two different colors and they said they would take care of it, but I haven't heard anything on that either. The corner one is darker than the front cabinets and you can see them about this time of day, but the rest of the day, you don't really notice it. The sun comes in the afternoon in the backside where the kitchen is, and that's when you really notice. It’s definitely two colors. It's darker in the corner and lighter than the rest of them. But I didn't care if they painted them. Also, I got a scratch on the mirror. They said they’d replace that, and I haven't heard anything on that. Apparently the cabinet makers on this one is not who they're using now because they had an issue with that.

We were renters and we had some dear kind neighbors who are like family to us in our old subdivision. They sprung LGI onto us one Friday evening and said that they bought a house. When we went and saw the new house, they got the master key to all the model homes. My husband and I went through all the homes and we fell madly in love with the one that we moved into. They gave us Sunny's phone number and we called her. We asked her if she could be available to speak with us and show us the house called The Leland. She said they had one left. We came on over and saw it. Right with her, she was part of the package. She was so sweet, kind, understanding and helpful. Then we got back into the office and we told her we were trying to figure out how to get out of our lease. She was very helpful in that. She said it's a Texas law that if you are buying a home, you're allowed to break your lease if you gave a 60-day notice.

We wrote a $1,000 check and put the deposit down on the house. The following Wednesday, we met with Heath, the mortgage financial gentleman. Once again, he was an asset to the company. He was very kind and polite. He got things done. He gave us a list of things to do. You have to have your finances in order and make sure what they ask you to bring, you bring. If you don't show up with the two-year pay stubs or if you don't show up with your financials, you get a little frustrated. But they tell you exactly what you need to know so follow instructions. The following week, they got us in even 3 days earlier than our closing date. We just finished moving in Sunday and we love the subdivision. We love the construction manager who came around and showed us the home before we moved in. We checked all the windows, all the appliances, all the numbers, and it was a very thorough and easy process.

This is my husband's first home and my second home. I've heard nightmares with people but this was a piece of cake. It was a great experience. They answered any other questions. Sunny and Heath have gone a little bit up and beyond since we've moved in. I have a cat and he used to run in our old streets for three years. Now we're in a new home, he's escaped twice. I've had to go into the drainage and get him out. I even called Sunny to make sure I wasn't breaking any rules for the subdivision, moving the plate. She immediately said, "Let me call Hunter. Let me get him over there and let him help you." He showed up within five minutes and helped.

The whole staff that LGI has at this community is exceptional. Another one of the sales representatives is our other neighbor. He's one, two houses down from us so that was a very big bonus that they have even some of their employees living in this subdivision. If you sold that house to that neighbor and that neighbor may be coming over your house every darn day knocking on your door, you wanna make sure that you're moving into a good place where the people you're selling the house to are very happy, just as happy as you are. That was a big bonus for us too. We're really happy we got the property and the land. We have a German Shepherd puppy and she runs and runs and runs and plays. We love our house and the experience. I've already recommended this community to two of my people at my office.

The first thing I would say is that LGI is 100,000 less compared to whatever builders are out here. That's a big difference. Number two is craftsmanship. They did a good job when they did the house, including the design. Three is the value of what I'm paying for. Everything is worth it. I have no problem with the buying part, but the customer service if something's wrong in the house is a problem. I work in a construction too, so I see what's up with things. The little stuff with the house has been a back and forth issue to where I want to get them fixed, but I have to find the supervisor to get it done.

From the walkthrough, I already got a problem with the landscape. It looked like there was a leak to where the landscaping is because I could see a water spot. That was resolved, but now, there's a dead plant and I’m not getting my answer. They text back, but it's like talking to the wall. There's also a problem with the painting on the side of the house outside. They said that it was because of the rain, but I know now I'm done fixing the backyard and we got all the gravel. Even if it rained, there’s not gonna be a problem.

The purchase process with LGI was absolutely terrible. I had to send stuff to their rep 10 times and my closing kept getting pushed. Finally, I got ahold of his manager and he said the rep didn’t know how to open up attachments and would never respond. To get a response, I would have to call the Realtor and have the Realtor call them. Also, I’m using a VA home loan. I have zero down. They said if I use it with them, they would give me a lower downpayment. Then, I found out they did an FHA instead of the VA. I ended up having to put 10,000 down. They said my interest rate is lower and I would pay less for the loan. But I found out a week after I closed that that was a lie. I paid more using LGI and got the crappier insurance with them.

They lied every step of the way. I went through the house when the builder walked through 14 days before I moved in and they told me all the issues will be fixed. I put blue tape on the walls for all the paint mess-ups and the holes. I moved in 14 days later and the blue tape is still sitting there, nothing's been touched. The kitchen sink doesn't work. I had to hire a plumber to come out and fix it, to find out that they got the hot and the cold backwards, and they completely capped off the cold, but it wasn't ever gonna work. Then, I had to replace the dishwasher because the dishwasher would never turn on. It had no power. There was an electrical code issue that I had to hire an electrician for. Also, half of the lights they put in don't work. The builder keeps saying he would fix things. I keep putting in tickets and he never comes out.

There are holes in the vinyl that won't be warrantied out and they were in there before I moved in. Now, half the kitchen floor is peeling up. And the AC doesn't work and it's 100 degrees down here. I've been waiting for over a month for them to fix it because it's $5,000 for an outside person. Also, the siding on the house is broken. They had guys come out and mow and they were shooting rocks. One cracked my window. The foundation is crumbling right outside the sliding glass door. Then, when we were trying to build a fence, we found out they built the house on an easement and the city is telling me that I have to tear up part of my house because of that. The garage, the kitchen, and the dining room will have to be completely removed.

Six different people have backed out of buying the house beside me because I showed them all the issues and how LGI has done it and I'm gonna continue to do that. Every time somebody comes to look at one of these vacant houses, I'm gonna let them know how bad my experience was and I'm not the only one. All my neighbors are this way. I'm on the verge of suing LGI Homes because of these warranty issues. It's absolutely terrible. I am looking to put this on the market as soon as possible and I will never ever, ever buy a house from them again.

Hi Scott, we appreciate your feedback. We are disappointed to hear about your experience, as it does not match the standards of the homes we build. Every home has to pass several inspections during the building process. We do have several warranties covering our homes and we are glad to hear that you are filing claims through our portal. We are experiencing delays due to COVID-19 and apologize for the longer time periods for resolving some problems.

A new build usually doesn't have any issues as an old the home would. I'm not a fixer-upper type of person so I wanted a new home that I didn't have to do anything, just to move in. I've been looking for a home for over two years and I was driving through some development in Zebulon. I liked it and we went from there. LGI was the first one to take me all the way so they're all good on that. My rep was Jorge and he was fine. I had no issues with him. He was sending pictures of everything that was going on and kept me in the loop of things. I had a couple of hiccups but outside of that, the experience has been great. I was a maybe a week later in regards to closing than the original date they gave me but it was due to COVID. Everything was efficient and still ran smoothly.

The people are nice. I enjoyed working with the people that helped me out during the process. Things ain’t all great, but they're all good. I've been in the house for two weeks today and they said I got 30 days to look over everything then give them a report. It's got little stuff which wasn't discussed during the walkthrough but if it's not urgent, they're not doing anything right now due to COVID and I can definitely understand. The community is nice and very quiet. I do have a furbaby so the doggy park was fine. She seems to like that. I don't have any neighbors right now so that's good too. They're still building. I was a part of phase one so everything is not filled up.

When I went to LGI, I went right to the lady at the desk. I had a meeting with her and she was cool. I also liked the houses and the one I got was on the up and up, so that made me want to go that route. Plus, I knew this real estate guy and he was telling me about it. Since I sold my house not too far from there, I’d seen an opportunity to get one and I went with it. The purchasing process was easy and LGI made it real simple for me, so they were good. They were really professional, too. The whole thing took a couple of weeks to complete and it was awesome. I’m enjoying my new house so far and I like the open floor plan spaces. It's laid out pretty new and whoever did it did a good job. Other than that, everything about the house has been all right and I like everything that’s going on with it.

A lot of these houses are built in the '60s or '70s. They aren't updated and it's already the best price for a house that's 1,100 or 1,200 square feet. I was on Zillow and from looking, I found out about LGI Homes. I went with a new build as it's in the area of what you get as far as square footage and the person I worked with at LGI was Leo. He was good. He answered or got someone that could answer whatever question I had, but once we went into the process, I didn't know what to expect or what the next step was. Being a first time homebuyer, I didn't know the process, so there was confusion a few times, but not that it wasn't explained well. That could be done better though, by providing a breakdown of the steps following the financial process or once you get into that.

It took a while to finalize because we picked the spot before April and then we didn't close until the end of June. Other than that, everything went good. I work in construction so I know that what I have is a starter home. They're like tract homes. They all go up quickly and the same and there are differences in this and that in some of the higher end builders, but it's nothing drastic. The only thing I was not a huge fan of is the vinyl flooring, the stick down flooring. It gets messed up really easily. It's cheap and I know it costs more money to do the clip together (laminate stuff). It looks like wood. It looks the same, but that stuff's a little more durable and it doesn't peel off. This one is like a sticker. Still, I like the home and I'm happy with the community as well.

The process took three to four months because of COVID and I'm not really satisfied but I'm glad I'm already in. The quality is not too bad and I like everything about the home. Everything's good and up to date. However, I really thought we were gonna get grass in our backyard and that wasn't done. That's the only downfall I didn't like, kinda been lied to. Now, I have to buy all of it. I also noticed there is water in the corner when it rains. I don't know what's up with the drains. The water comes up high sometimes to my yard.

At first, I went in looking for four bedrooms, and the rep of LGI Homes asked me why I wanted a four-bedroom. I said I wanted to turn one of the rooms into a family room, like a den. That was when he introduced me to the Avery plan, which has a loft that works out perfectly. Everyone there was so nice. They are great people and I loved working with them. They helped me.

I will recommend anyone to LGI Homes and I'm already telling friends. They help you through everything. You didn't have to do much work. They're also patient. I'm not computer-savvy, so the rep helped me a lot of times getting my paperwork through and coming over there to the office. She stopped what she was doing to help me.

One thing I didn't like was that they never mentioned that the floor is not wood. It's linoleum. I went to move my refrigerator, 'cause I was gonna switch my refrigerator out with the refrigerator that I have. When I went to move that refrigerator, it tore my floor in the kitchen. I already have tears that I don't even know where it's coming from in my entryway as well. I told their rep and he said he was gonna come and see if he can fix it or find out if they can fix it or give me a deal on fixing it. But I'm already looking into seeing if I can just get a wood snap down here, 'cause they're not big areas. But I would appreciate it and I never have a problem with any other thing. I love my home.

I really wanted a new construction house and LGI Homes had some good options. They were highly rated too. The price point was there as well. So, that was another influence on my decision to go with LGI. I looked at some other builders as well, but I did my background research. Ultimately, I just felt the most comfortable with LGI.

They did a wonderful job. The build quality is great. I've got granite countertops. I've got everything that was provided. It's not particle board. They really put good quality insulations inside the house. They used top quality stuff. I was pleasantly surprised. They didn't just slap it together and be like, "Oh, here. Give us your money." The neighborhood's incredibly quiet as well. I've got a pond on one side and on the other side, I've got a woodline in the backyard. On the other side of my house, I have a neighbor, but they are very quiet. There have been absolutely no issues. I've definitely had a very good experience with LGI Homes. For me, they've been absolutely amazing. I would recommend anybody that's trying to buy a house, to go through LGI.

Seven years later, I remembered about LGI and I saw that they were building one in Magnolia and I jumped on that so I didn't have to change my kid’s school. Their customer service was perfect. Everything was great. The only thing was I got to find out my closing date only about five days before. I would have liked to have known maybe about two weeks before, but it all worked out in the end. They tried their hardest to make it there. I loved that I have a covered back porch. The only thing that I wish that could have been changed is my backyard. It is at a slope and I'm gonna have to come in and try to get it leveled out.

We stumbled upon LGI Homes. They had some signage in our town. We live out in El Reno and so we followed the signs and found the house. We were looking at a few different brand new homes. Ralph Coleman is also building a new housing addition and the main reason we decided to choose LGI is one, the location. It's right out by our lake, which is amazing. Two, the square footage that we could get for the price. Even though it doesn't have all of the upgraded amenities, the square footage was amazing for the price.

They're amazing. I loved Kristen. She's the office manager at the one that we went through. Taylor was our Realtor. Both were super nice and super helpful. Keith, the regional manager, came out and met us when we had an issue with our cabinets and made sure that they all got replaced before we moved in. Everything we could ask for. They were great. However, the craftsmanship has not been as great as we thought it would be. For instance, we had this spot in the yard. The grass kept dying. My husband finally dug it up and there was all this mortar and brick underneath it. Then, we did have an issue with the cabinets. Whenever we were going through the building process, one of the windows never closed, so they had to come in, take the brick off the back of the house and rebrick it.

They were very great about fixing anything that is our concern. However, the fact that we have to be the one to find it and bring it to their attention is a little disconcerting sometimes. Right now, the only issue that we have with the home is that on one side of our house, the water doesn't drain. There's standing water between us and our neighbor, which there's no one that lives in that house yet, but we told the maintenance manager out there, and he assured us that they're gonna fix it. But we've lived in the house now for a little over a month, and there hasn't been any movement to fix it. So, the maintenance, that side of it, I'm not as pleased with as the customer service side of things. But everything that we find, they're more than willing to fix it.

Also, I love the house, the master bath, and the master bedroom, although the kitchen could have some more cabinets.

I don’t have a home issue but the ants in the neighborhood are unreal. We had terminators out and we dusted around the outside of the house but we still have ants coming in. They've ruined a couple of hundred dollars worth of stuff in the pantry already. I have another terminator coming out. We ended up finding LGI Homes through our Realtor. This was originally a home that we weren't planning on seeing but it was in our neighborhood. We liked it, so we ended up checking out. We walked in, and we were just really impressed from the house from top to bottom when we first got here. They're pretty good. There were just some small back-and-forths with having to get some dead trees removed from the backyard and took a little bit longer than we were really used to. It took a lot of back-and-forths between our Realtor and LGI.

Then, there were a couple small things from the initial home inspection that took a while for us to get resolved. There's even one of them we're still waiting on getting resolved. But Taylor, the rep, was a really great guy. I really appreciate everything that he was doing. A lot of that friction came once the Coronavirus hit. There was a problem with LGI's preferred lender, and they became a really drawn out closing process, which contributed to some things, either getting overlooked or getting pushed to the side.

In terms of the community, this is one that we had heard about and we really liked. It's in Mimosa Bay. We really enjoyed the gated community and the setup of the community. It wasn't like other new-built neighborhoods wherein a lot of the other ones, the roads were pretty straight and you can really see that all the new-built homes looked pretty much the same on a long street, and it wasn't very a mature neighborhood. But this one, the roads definitely helped masked it as more of a new-built neighborhood. As for the home itself, we really liked the kitchen and the open floor plan in the main area with still separate dining room. The kitchen was a huge selling feature for us as well.

I was living in Florida and I wanted to relocate to North Carolina in the Raleigh area. I've used an LGI development near me in Florida. They gave less land there but I could see what the house was like. I drove up here and they were giving the inducement of paying most of the closing costs. That was a big factor in deciding LGI over another builder. The only negative I had was we had trouble getting an appraisal. They got a lowball appraisal from the appraisal person and they were waiting for an additional house to close to get me in. But they had my money the whole time. They let the lender have my cash from April 9th. And I thought I was closing in the middle of April. I sent 20% down to the lender and wired the money but I didn't close until the middle of May. It was almost six weeks in hotels and it took a big cut on my budget.

The salespeople were very nice and the office manager was helpful. They did not expect the lowball appraisal. But the fact that it took so long, I felt that LGI should have helped me out a little better. And they didn't divulge how low that appraisal was. I paid 218 for the house, which I think is a fair price, but I would have appreciated some help with the hotel.

Also, they did not put in the bank of vertical shelving in the master closet. So I'm waiting for them to install that. And when Best Buy installed my washer dryer, I had a leak into the master closet. LGI was very helpful. They got on to it right away to make sure it wasn't them. I had a little leaking onto the kitchen sink, which was the LGI’s plumber’s fault, and they fixed that. The plumber took off part of the drywall which LGI said they would take care of for me and Best Buy will pay for the damaged carpet because we ascertained it was simply the connection. They had not connected the fittings to the washer correctly. I'm at the stage where the carpet has been paid to be taken out and re-installed. Other than that, I like the house. It's a good value and it's built nicely. The aspect of paying for most of the closing costs is reasonable.

I then went online and requested some information. The Realtor who worked with me, he called me, emailed me right away and just started a conversation about it. He took his time with me and he was patient on showing me the homes. Throughout the whole process, it was just very smooth. However, it looks like the fencing on the house was put up really quick and a lot of the boards weren’t even nailed down, which I already took care of it.

Sometimes when they move quick, they tend to miss things. It's common, but it was just attention to detail on the finished product. Still, this is my first home to buy, and the customer service was incredible. I was waiting for the horror stories that everybody talks about (the whole process and everything on buying a home), but I can't say one bad thing about the whole process. My brother was looking for an investment property and when we drove by the neighborhood, we found LGI Homes. He ended up not buying the property and I did. We lived just three miles from here, so we were already set in this area. They were thorough in their initial presentation and answered most of our questions before we asked them. It was easy and you can't know everything, but there were some things the salespeople didn’t know about. For example, I didn’t have a mailbox for the first month that I moved in, and I got called into a bit of a contest between the developer and the builder. That wasn’t okay for me as a homeowner because I was chasing things around and it took me a lot of time. Once everybody got their ducks in a row though, they were very quick to give me the mailbox.

I'm not angry about it, but that could have gone a lot better. It would be nice if the salespeople could find out more, like what the developers are going to be doing on the other side of the property, to give people more information and make a better decision. Other than that, I'm also a Realtor, and I look at a lot of what's being built around here. To get the same amount of space or better, I would have had to spend another $30,000, so I think it's a great value. We have had some issues with our walls here, which they're planning to fix, but that was due to a bad contactor that they got. That happens. Now, I've sold another home in the neighborhood as well.

On Zillow, there was a new construction home. It was on Violet Lane and sketches are all that it showed on the internet and Google, but there were way more homes than what the internet showed. We heard about LGI and the two main qualities that we loved about them were definitely the neighborhood and the price. The price was great, but unfortunately, we didn’t get to lock it in the first time we went. It went up a little bit because, every third quarter, it goes up. Also, the process started off great, but then from there, it turned into a nightmare. I never got any updates from the person that was helping me. My lender took off on vacation and didn’t tell anybody, so we ended up moving in about almost a month after I was promised to be moved in.

I was supposed to sell my house, then I was supposed to move in the next day. That didn’t work and I ended up having to pay a lease back and all kinds of other fees that came out of my pocket. The service was absolutely horrible. I had buyer’s remorse like crazy and it was extremely difficult, but I stuck with it because I needed a new home, period. Towards the very end (almost a week before closing), we had a huge meeting with the guy that was supposed to be helping me, his manager, the lender, and my realtor. We had a big old phone conversation and got everything straightened out. From there on, day by day, I was informed. Apart from that, the home makes me extremely happy. The spacings are huge. We got the biggest plan that they had for the price, which was the Osage.

My friend was looking at older builds, but then we found out about the same price range for a newer one, so we went with LGI. I first heard about them by Deana D. and Casey D. When we interacted with the rep, it was all good. Jessica was always there whenever we had a question. Even if she didn’t have the answer, she would try and figure it out. However, when you do construction, sometimes there’s a whole miscommunication. With the pandemic, half of my boyfriend's job is working from home and knowing that, we asked LGI about the Wi-Fi beforehand. They originally told us that the lines were already buried before we moved in.

They told us that it was with Comcast and AT&T, and now, apparently the lines aren’t buried at all. Windstream told us that we should get a lawyer if we want to because they were supposed to have the lines buried before even construction started. My friend also said that it took her a year to get any kind of Wi-Fi, so we’re in a huge bind right now. We’ve also walked by the amenities but they’re still closed for the whole year apparently and everyone has been upset about it because we’re still paying our dues. Besides that, everything else was good. I love the home.

Hi Jessica, we appreciate your review! We pride ourselves on our affordable homes and are happy that we were able to help you find a new construction home for the same price range as an older one. We do apologize for the miscommunication on the Wi-Fi and hope to have it resolved soon. We would love to open our amenities, but believe having them remain closed is the safest thing we can do for everyone.

My husband did an internet search and found LGI Homes. LGI had better reviews than D.R. Horton, which was why we went with them. Victor, the LGI Homes rep, was awesome. When we met with him, I mean, he was very sincere. It was a great experience with him. My husband is an electrician. We did the walk-throughs at the different stages of the build and the quality of everything they did was amazing. On the opposite side of the coin, we went to D.R. Horton because we were torn between a model from them and one from LGI. It was the worst construction he has ever seen. The house we got from LGI Homes was already built and all ready to go. It's perfect and energy-efficient. We just wish certain that neighbors would keep their dog from barking at all hours of the night. Other than that, the neighborhood is cute and we like it.

LGI is veteran-friendly, being that I’m a US Marine. They used my VA loan in order to help purchase the home. I guess the overall location of where it is as far as like where it is from the schools, and I guess the selection of the house that we had. Arlene, the home consultant, was amazing, and so was Ricky and the other lady who did the closing. They were very professional. They made it easy for us to get our paperwork in there. I was at work majority of the time, so they, together with my wife, did an outstanding job. They got us in our home under a month. I don’t have any negative things to say about the quality of the house. The community is cool too. It’s very quiet and nice.

All the LGI Homes people were great to work with. I went with them for the price and it's also a new-construction home. The new home is very fine. It's good construction. But I want something for the backyard. In some construction homes, the backyard is finished. Maybe in other areas, they are doing the backyard. Also, the LGI Homes in different places have finished-construction basements. This home just make like the store. It’s not a basement.

I wanted to get a brand new home and they had a really good deal. My Realtor found the place and then we liked it when we first got there. We worked with Mariana and she was welcoming and she worked my needs. It’s a brand new community. But I would like for them to put more street lights. The whole neighborhood is dark. There’s no lights in the parking lot and there’s no lights in the common shared sidewalk with the houses. It’s all dark at night so it’s hard for people to find houses if they are trying to go over to your house at night. Walking along dark sidewalks is not welcoming. The amenities are good but they should install a pool somewhere. Overall, my experience was good from the beginning until the end.

LGI's rep did a good job. Whenever I had a question, he answered it. Going with them was a lengthy process but it was easy. However, now that I have my home, there are parts that I feel are a little cheap. The way that the island in my kitchen was put in was crooked. It wasn't finished. LGI's crew had to come back to put that in. Plus, there is one window that is cracked. While I know that LGI will come to fix it, I want everything to be in tiptop shape as a buyer. It seemed that LGI got the cheapest things they could get. I wouldn't be proud if I were the owner of the company. Still, I'm pleased with the house and overall, I have a nice neighborhood. Their rep is still in contact with me and he is checking to make sure everything is okay with the house I got.

At first, LGU Homes rep, Kyle came out a little strong and I talked to him about it. He knew the home was gonna be gone in a day and I thought he was pressuring me. But we got along very well and he had been with me through the whole process. He was very knowledgeable. Everybody from LGI Homes that I dealt with took a personal interest. They realized that I was eligible and that I was going to make sure that I got what was promised me. They were always open to take my calls and answer questions, e-mails and texts. The responses were always very quick. They worked really well with my team of mortgage lenders and insurance people, so the process for me was very smooth.

I’ve been very happy with my home. Initially, I understand that I bought one that amounts to a starter home. But I've also bought a starter home twelve years ago, and the quality of the LGI Home is much better. I've had some minor issues prior to closing and one or two after, but they’re minor. It’s in a small community and that’s one of the reasons why I bought here. It’s one of the only places where you can actually get a decent piece of land. Overall, I got what I was expecting and that wouldn't always happen when you buy a home or when you deal with large businesses.

We drove in at LGI and they opened the door during COVID, so we got a one-on-one experience and it all went uphill from there. The purchase process was good. Right then and there, they showed us the best house on the block. They showed us the five-bedroom and then they showed us the four-bedroom and three-bedroom. We went with the five-bedroom and I'm satisfied with the purchase. They were in a contract with a mortgage company and they gave a $7,000 credit. It was all legit and there was no shady business. Everything was honest and did background checks on each other. It was a smooth process from going into the contract to closing.

LGI was within my price range and had the features I wanted. The guy that showed us around was very helpful. He answered all of our questions. But the process of getting my paperwork together for the loan company was a struggle. The house is nice and I'm satisfied with it. There were a few items that I requested to get fixed and I still haven't gotten them fixed yet. But overall, they did a good job with the quality of the house. I submitted three requests for the items to be fixed. I've also reached out to the property manager. He came by and looked at the request and he told us to go ahead and report it to the portal then he will have the service scheduled to fix it. But I still haven't heard anything. I'm a little bit disappointed with that part.
