Matt was the one that we worked with at LGI and he explained everything well. He wasn't very pushy at all about anything. There were a few oversights before we closed but other than that, it was fairly good. There were just a few things that were not in good shape afterwards and I'm working on submitting a warranty claim. There are some minor things like a screw sticking out at the baseboard.

It was a very good experience with LGI. The rep helped me out so much. I also like the quality of the home. There is a leak in the front yard, but that's the only issue I've had. I’m satisfied.

Working with LGI was very straightforward. They sent me information via email. The numbers looked good. They had pictures of the home, but I don't know if they were the actual pictures of the homes. I was trying to request more detailed information about the home like pictures inside because I was buying the home from another state. There weren't a whole lot of pictures available to me. That was a little bit of a bummer. I don't know what the yard looks like. I don't know the front.

I'm very unhappy. I closed on the home on April 24th. At that time, it was agreed that they would fix the front door. The latch on the front door needs one more bolt because the whole handle is loose. The master bathroom doorknob has fallen off. In the laundry room, there's no drain for the washer. I like the home. It's well-built. It's just some of the details are not hanging out there. I've complained and I've told them I'm unhappy. I've talked to Ulysses and Devin, the salesmen, and they told me it would get done. But I was just out there yesterday and it's not done. But buying the LGI home was easy. It was very flexible and wonderful. The construction part in getting those repairs on the home warranty, no.

I like the LGI home that I got. But the materials being used are a little bit of lower quality. If you see the carpet, it could be a little better than whatever we got. But other than that, everything looks good. Also, Nick, the rep, always has the answer to whatever question I ask them.

I went through the walkthrough and the stuff wasn't done when I moved in. I've been trying to get it done and I haven't accomplished that yet. But now, I'm back in Minnesota, so I won't be down there till next winter. I'm hoping that the things that need to be touched up will be touched up because I've tried to get ahold of them a couple of times and the rep hasn't responded. But the quality of the build is good.

I signed the contract with LGI way back in November of last year and by the following week, I was hounded by the finance team asking for information, which I uploaded. Then I went out of the country and there were no communications or updates. One month before the close process, I was once again hounded for information from the finance team, and then the builder told me, “Oh, you have your close scheduled for this date. You should be ready.” It was a large amount of money. You can't expect me to come up with hundreds of thousands of dollars just in a month or a week. Most importantly, I'm an investor and I don't live there. So I had zero time on there during the time of construction. The rep that I worked with was good in the last three weeks. But he was completely incommunicado for a period of almost four and a half months.
The interest rate that I was given was way too high. I was promised 4.825 and then on the last day, LGI changed it to 4.875 saying, “Oh, 4.825, it was a mistake on part of the financial”. They said it was a human error. But that is coming up to almost $5,000 over the course of the loan. It's not easy money. At the end of the day, we pay for everything. I would’ve appreciated some more heads-up. However, the contract was the heads-up.
The quality of the house was not at all good. For the final walkthrough, the builder’s agent came to me. If I was closing the house tomorrow, he would work with me the day before. He told me, “Oh, you know what? There's so many things that are pending. Don't worry, I'll make a note of it. You go through the closing process. I will guarantee that it will be done. I’ll ensure that it is done." So I had to go through with promises. Also, I don't have a flood point in the garage and both of my cars are electric. There is only one which is on the other side of the house. I told LGI that I wanted a 240-volt plug because it's easy for me to install it now rather than later. But they said, “No, it's on your own. You cannot do anything. No modifications allowed. These are all stock homes. So you get possession of the house, and then you work with it.” Even to this day, some of the cases that I have opened are not fixed.

I dealt with Rick and he lied. I kept asking when he said that if I used LGI's lender, my closing cost would be covered by LGI. But that was completely false because the $1,000 that I put towards escrow did not go towards my down payment, it went towards closing cost. So in fact, they paid all but $1,000 of the closing cost. He never even apologized for giving me false information. He was just very defensive and he was rude about it. But Luke was great. He told me that he had to go by what was in the contract. He was the one who let me know pretty well into it.
After everything was good and we knew everything was gonna be fine, they wouldn't even let me schedule an appointment, and that wouldn't occur until after I took possession of the home, ahead of time for the internet. Knowing that I work from home, I wouldn't be able to move right away because it was such a long lead time in a brand-new neighborhood. Rick said that it would be fine but I found out three weeks into it that he didn't approve it. Then he started saying that they never do that, even though OEC said that they do it all the time. I told him I was frustrated and at that point, Rick started yelling at me. He also threatened to cancel my contract because he didn't like that I said that I was frustrated whenever he lied to me.
Rick is the biggest problem that LGI has. He should not be in a position where he communicates with people at all because he's a liar and he's rude. But everybody else has been great, like Philip and Christian. Once I was here, Philip handled all of the loan stuff, and he was extremely professional. That was a great experience. Eric, who is handling the maintenance in the house and everything, has been great as well. I like the neighborhood and the house. They've been really good at getting out here and taking care of what needed to be taken care of, like the air conditioning and the plumbing. I had some major problems the first couple of days I moved in but because they handled it, it didn't continue to be a big problem.
I was able to close within 30 days. But when I moved into the house, it wasn't ready because LGI waits until the day of closing to come in and do any kind of punch list or repairs. I had the house inspected and they couldn't check the air conditioning because of the temperature that day. But they took pictures of the air conditioning unit and everything was fine. After I got moved in and the air conditioner didn't work, they went up there and it was all torn apart. Somebody knew it wasn't working and let me move into the house with it not working. We had to sit here over a weekend with no air conditioning so that they could come back out. It was a major repair. There was a hole in a line in the wall. But the techs did a great job and they did it right away. Ultimately, I had to replace the entire unit outside because it went bad from having been left leaking and turned on.
At the end of the day, only having to pay $1,000 of the closing cost was a pretty good deal, especially with the way the market is right now. But the craftsmanship of the house is kind of poor. The texture in the wall looks so bad in so many places. There are so many things that I have to fix because LGI is not taking the time to do what they are doing. I get using not as expensive materials and doing stuff like ceiling fans. But if you're gonna pay somebody to come in and texture the walls, make sure they're doing a good job. If you're gonna be doing the baseboards and if something's broken or cracked, don't just fill it full of putty. This is a brand-new house, so they should replace the board.

Everything was good from application to closing. It all went smoothly. We like the LGI house. It's nice. A couple of little things here and there, but nothing's perfect. One of the laminate floors had a chip on it. They came to replace it, but they made it worse because they're peeling up so I need to get in contact with them. I also want to get the AC checked out because it gets hot in the master bedroom.

Picking the house was irritating. When we looked at the houses the first time, we liked a house because it has a backyard backed up to the woods. But unfortunately, somebody put money on it. We ended up going with another house. We were kind of in the middle of the process and the first house we liked became for sale again but it wasn't offered to us. We had to do our own due diligence and I found out that it was available again. But by the time I got to ask about it, the mortgage rates have gone up. We weren't able to get the house that we actually wanted. I’m sure there was a couple of day window there where it could have worked out, but everybody else dropped the ball. Other than that, the signing was pretty simple and I didn't have to negotiate the price. It was a quicker move-in, too.
As far as working with LGI, I didn't specifically like our loan officer. She was rude to my wife quite a few times. She might not have been trying to be, but she just came off rather rude. And we never heard from the supervisor, Bobbi, at all. My Realtor tried to reach out to her a couple of times and she didn’t respond to her either. Mark was great when we dealt with him, though, but we never talked to him again.
I’m happy that I live in the house but there were a lot of headaches that could have been avoided. We had a cracked mirror and they had to repaint the house a couple of times before we moved in. But the color was really bad in the house, so we repainted the whole house anyway. Then, our water heater was not working properly so it was just replaced. Also, one of the planks on our wood floor is not all the way down and they're coming out at the end of the month to replace that.

The rep was very friendly, thorough, and like a one-stop-shop place. He told us we had the option of working with an agent. But we opted not to just so we could get into the home. There weren't that many left. And they took care of everything, our mortgage, title, escrow. Also, he seemed trustworthy. My husband ended up taking him out to lunch. Even after spending an hour with him, he said, "If you want to think about it, you can come back tomorrow or next week. I'm here." So, no pressure, but we ended up going in contract that day.
My husband has been out to the home several times, and he has been impressed. We've had contractors out there, landscapers out there, and they've all said, "What a great build." We've had people up in the attic kind of doing their own walkthrough. And I liked the builder when he did a walkthrough with our friend. He was very thorough and cordial. We had some discussions about the electrical. And to ease us, he said, "You know what? Before we close, I'll have my electrical guy come and check all the outlets," which was great. It was our loan officer that answered most of our questions. She facilitated all the escrow and title. Everything was communicated through our lender. I would work with LGI Homes again.

On August 31, 2020, I bought a house from LGI Homes located at **, which had the following construction defects that needed to be fixed under the LGI Homes warranty. I submitted a request for these repairs, but only two of them were fixed. They already closed the requests, even though, I’m still waiting for the kitchen floor and the carpet repairs. I have been trying to get in contact via text, phone call, and email with the manager and his manager who were in charge of the construction, but I have been ignored.

Steve was the sales rep we had an appointment with and he seemed like he was out for our best interest. He let us know about the benefits of as far as lending and going through their lender or their preferred lender. We liked his personality and his care for what we wanted. That was why we decided to hang on and wait for this new build. As far as what we were looking at at the time, the houses that we were looking at already needed stuff. The roof needed be done. They already had people that lived there. The walls had to be painted. It was a choice between things that already had to be fixed versus getting into a new build, which was only $40,000, $50,000 more and not having to have that hassle of needing something right away. The builders have a structural warranty so that was a huge benefit. It just seemed all around that the benefits were much better going with a new build than a home that's already been built.
My wife and I have two kids and we have another kid on the way. We wanted a four-bedroom house. For the one we chose, we liked the floor plan and the way it was set up. There was a living room, kitchen, and downstairs area, which was nice. We got a big backyard, a nice big hallway, and a downstairs bathroom. All that's upstairs is just our rooms and our bathrooms. We always do a lot of family get-togethers. There’s no reason why everyone needs to be upstairs when everything is downstairs for everybody.
The process on the whole went really smoothly. The experience overall with Steve was awesome the whole time that we were waiting and he was reaching out with updates. He informed me, “Hey, this is what they're gonna want when you come and do your closing, or when you’re gonna be doing your prequal." He let me know so everything was really smooth sailing. There were a few issues with the flooring but LGI is already taking care of that. Steve went above and beyond for us as far as making sure that we understood what was going on and the benefits of going through them.

The application was an easy process. We just waited 30 days for the loan to be processed. They were pretty helpful and they gave me a heads up on what I needed and the information they needed me to provide them with. The home was a move-in ready. I didn't have to wait six months to get the home built. But there are some things I disliked with the home. Our staircase going up was narrow. I had to have the builder look at it and see if he could figure it out. He was dumbfounded too and he had to scrape off the walls in order to get the thing up there. Other than that, everything went well.

Manny, the rep from LGI, was quick on the responses. The quality of the build could have been better though. There were some mistakes right away. When I first used the garage door, it didn't work but that got fixed within three days. Then, some of the light switches weren't calibrated properly. You'd have to have the entryway light on in order to turn the garage door light on and off. But they were just some minor stuff. Living in my new home is great. It's only a house full of six people, so it's nice to have peace and quiet.

Everything was smooth and we had clear communication during the purchase process with LGI. Anytime I had a question, they were able to appease me. If they didn’t know the answer, they pointed me in the right direction. We’re still moving and hopefully, today is the last day. The hot water heater had to be replaced so that was the first seven days of calling and having to request someone out. But LGI responded quickly.
I called the plumber three times. The first day, the builder was able to get someone over the same day. He asked someone to come out because the water wasn’t hot and on the same day, I closed. Somebody came over and adjusted something, and it still wasn’t hot later on that day. So, I called the next day. Somebody came out the following day. We had to keep calling three times and it was inconvenient as far as scheduling. Still, someone came out the next day. My husband told them that the water heater just needs to be replaced because they replaced the thermostat and the other thing that blew out a couple of times. It’s still lukewarm in my hallway bathroom and master’s room. It would get hot after they changed the thermostat but it wouldn’t stay hot for long. But now, it’s hot. So, it’s working perfectly.

The build is of good quality. Jordan, the rep, was good at communication. He sold it well to us on the tour. We ended up not getting new carpet and it didn’t look very good. But after talking to Jordan, the manager of the construction site came in and ended up getting us new carpet. So, it was taken care of. I'm satisfied with the amenities and I’m comfortable with the community. It's been a smooth experience with LGI.

Everything was great with LGI but the lender was awful. She was unprofessional and didn't communicate well. The process was delayed because of things that she didn't supply and she didn't tell us what was going on. We had a closing date and she didn’t tell us that we would not be closing on that day. She was terrible. But everyone else was super awesome. The quality of the build is amazing and the size is perfect. The bathroom is literally the length of the living room. Thus far, everything’s been wonderful. Although we had trouble with the lender, I knew what I had to do and when I spoke with her manager, she stepped in and took over.

Purchasing the home was very smooth and easy. LGI made it very simplistic. Also, they were more fair on per square footage in this area. I like the foyer into the entranceway of the house, the split of having the option of a shower in the master bedroom and then the bathtub in the guest's room, the backyard patio, and the basic open-floor concept of the kitchen and living room. But I was trying to get in contact with both lines for the home because I'm curious as to why they don't have blinds installed with the home if they already had one of the windows with blinds on.

LGI offered a lot of great things and they helped us financially. They met every single one of our little standards that we had. The rep we worked with was great. He answered all of our questions. He was very thorough with everything. When my husband and I were debating on his team, he said, “You know what, let me give you some space.” He actually stepped away to let us discuss further and in private. So he was very respectful. It's a very beautiful home. It’s so much easier being able to be you inside your own house, and I love it.

Ryan was very helpful. He helped us throughout the process. Closing was good. LGI was very accessible and knowledgeable. So they kept the process pretty easy. It was also very quick. There was no delay for any reason. So it was nice. But we got a complaint from the internet guy. They run coaxial cable, and apparently, no one runs coaxial anymore. But other than that, the home has been good.

We worked with Michael at LGI and he was pleasant to deal with. He wasn't pushy. He let his product sell itself and he had no problem selling it at all. Also, they were able to give me the best deal available. They did everything possible to make sure that it happened and that we were able to get into the home in a reasonable amount of time. They did a fabulous job. We're all moved in now and we were able to have solar panels put in on top of just getting a brand new home. We didn't expect to be able to do that. We're sitting here and we are delighted.

They had three houses available, we looked at two of them, and then, within 30 minutes, we put an offer down. Then we were contacted every Thursday going forward while working with the loan process to get approved. The purchase went smooth and we've moved in now. The quality of the home is good but there's a few things that need working on, and they're working on the requests right now. There's an outlet that you can't plug anything into. There's a gap in the garage. There's even carpet that wasn't put in properly in my office room. So we are waiting for that to get done. But the community is nice. It's close to where I need to work and it seems like everyone that's moving in there is pretty friendly or is safe to live nearby.

There was no proper communication from day one, including the sales agent. Everyone didn't communicate well. When we tried to communicate, they never responded back, including the manager. Also, they didn't give proper enough time between the orientation and the closing. It was just one and half hour gap that they gave between the orientation and the closing. Every time the manager threatens me by saying, "Do you want the house or not?" They said, "We cannot change the closing date." They also said clearly, "It's up to you. We have a lot of buyers. Other buyers are waiting." The sales agent and the manager threatened me a lot of times. I asked a million times about the closing date and they never disclosed the closing date. They would say roughly sometime end of this month.
When we did the house inspection, a lot of items didn't do properly. They said they would fix it later. I don't mind going for closing, but since I have a very bad experience with LGI, I need that on paper. But they told me that they were not going to put that on paper. They also said, "If we don't fix it, maybe you can just open the case on the LGI website and they'll take care of it." The construction manager was the only one who helped me a little bit. But the rest of them were not good. This was not just me. Even my friend had this very bad experience and he backed out completely. He didn't buy the house.

LGI Homes aren't move-in ready. They're just new builds. We've done a lot of cleaning since the construction crews did the final walkthrough with the construction manager, Ethan. I've been in the construction industry before, so knew what to expect. We had the carpets shampooed before we moved in. We also scheduled an air duct cleaning as well because there's quite a gunk in the air ducts. Other than the cleanliness factor, we haven't really had many issues. There was a small issue with the garage door that wouldn't close yesterday, but I was able to get that taken care of.
One thing I'd also recommend to anybody that's never seen a new build before is to have a third party inspection done because there's a lot of little stuff that would have taken me a while to catch. I just paid a home inspector $450 to go in there and go through the whole house. But most of the stuff that the home inspector caught was mostly cosmetic and the construction crew did a great job of taking care of all that.
There are a lot of hoops you got to jump through with the underwriter. It's a long process and that was more difficult than dealing with the LGI themselves because we ended up bringing our lender to the table. At one point, I thought we were told that the house had concrete fiberboard and it's actually just OSB. So, that was a communication issue. Other than that, everything's up to code with the home. Craftsmanship is not poor by any means. There were just some little things that I would have done differently, but I'm picky when it comes to drywall, insulation and construction. Overall, it's a fair quality home for the price.

The quality of the build is good. But it could have been a different material. For the flooring, instead of vinyl sheet, something like vinyl plank or a hardwood could make it more appealing to the buyers. Also, the carpet needs replacement. Other than that, for the price point, the home is reasonably good. On the PR side of things, everything is great.

The process was simple and easy, but with the demand in the market, there's nothing we could say on anything. Even as simple as when I wanted to change the closing time from 4 o'clock to 3 o'clock, they said, “No, because we have too many closings.” Whatever timelines the builders put in, there was no flexibility. It was not monetary flexibility or negotiations. The discussions went like, “Okay, if you want to do it right now, do it. Otherwise, you may not be able to close that.” The quality of the home is good, so I'm real impressed. There's no question there. There were a few items that were not completed before closing, but those are very small items. Those were listed in the process, and they're taking care of it. I will highly recommend LGI.
The closing cost consideration and taking care of some of the costs was good. But at the same time, the overall interest rate has been higher compared to the market, so I tried to get that negotiated. However, there was some confusion within the lender. The rep felt that he needed some more details, and there was some communication gap there. I wanted a better rate, but I did not end up getting anything worked out. He spoke to me after two weeks asking about the competitive quotes, and by that time, the rates have increased in the market, so I was not able to really act and get benefited. The rates were almost up by 0.5% compared to what I was getting outside.

We saw the house and went for it. It was already ready, so there was not too much of communication needed back and forth between the process. We had a home inspection done, and the reports came out fine. There were some issues that were encountered, but overall, it was okay. The only thing I would definitely suggest is having grass either on the front yard or the backyard. That would be a good addition to be done for homeowners, and it's something that should be taken care of from the builder itself. Overall, the experience was fantastic, especially since LGI had their own lenders that we could work with. That eased out the process of getting the financing done. If I look back though, the interest rate that was offered from the lender was on the higher side, which is something that should be definitely looked into.

The rep was wishy-washy. She wasn't the best, and I never got straight answers out of her. Pretty much the whole experience with LGI wasn't very good. They could improve on their communication, lying between different departments. Also, it's a nice house, but there's definitely some touch-ups that need to be done. I gave LGI a list of stuff that needed to be done before closing and majority of it was not done. I'm still waiting.

The rep we worked with was good. He was responsive and answered all the questions we had. Our LGI home is good as well, but it's not great. There are some of minor things that they may need to include as per their standard. For example, in the master bath, there is no drawer or anything for towels. Also, the sprinkler system is the minimum thing that everybody is expecting nowadays for any house, and that is not included. Even as an upgrade, we didn't get an option to install sprinklers for the house. When you build a house, it is very important to water your lawn. Moreover, if you want to hire a person, that is another headache for us.

Tyler sold me the home, and he gave me some good information. He also gave me an option, and I could make a better choice, but I didn't. I don't like to stay close to the power land, so I didn't select the one that's a little too close to it. I got the second best option, which is also okay. I like the backyard, and everything inside the home is good. It's big, so we have enough space and everything works good so far. I talked with a few neighbors too.
I just came in for one week and I have some issues, but Jake, the rep, figured things out. I still have something pending, like the fan in the laundry room. It's starting to work good though. Jake helped me ask for somebody to come to help this Wednesday, so I hope we can figure out everything. We feel comfortable, and we are confident it could be fixed. Overall, my experience was very good, but it could be better.

The communication was excellent. Any time I called, I could get the rep, Jason, on the phone. If I couldn't get him, he would call me right back. The LGI reps were always very courteous, nice, warm and easy to talk to. Whatever we were concerned about, they got to it right away, so it wasn't frustrating at all. It was good. The quality of the home could have been a little better if we would have been allowed to choose some things that we wanted in the home. However, the rep told us from the outset that we wouldn't be able to choose anything, so we knew we would have to change things once we got in here. There’s quite a few things we're gonna have to change to our taste. I'm not fond of the stove and having the linen inside the bathroom. The sinks in the bathroom are way too small as well, and we're gonna have to change that and put in double sinks.

I viewed the house and ended up loving it. But the salesperson that I talked with gave me some bad information. The pricing they gave me was on the high side where it's excessively high. I couldn't afford it. So I had a good finance guy at the time and he said they were giving me wrong information regarding property tax. He looked into it and the amount he told me was a total of $600 in difference on a monthly basis, which I could afford. So I got the right information and a commitment from my financer that was going to be within my price budget. Then I signed and gave the earnest money for the house. But as soon as I signed and gave the earnest money for the house, everything started changing.
I was told the day that I was signing that they were going to get me in to do my loan the next day, so that way I could shop finances. But immediately after signing, that date changes, and that date changes not just like, "Hey, we can't do it tomorrow, we'll do it the next day." It goes, "We can't do it tomorrow, we got to do it next week." I was very honest with my salesperson and said, "This really feels like I'm signing, and then once I signed, you guys know you got me, so everything is now a lot more less important because I've already signed the contract." I did not like my sales representative in any way, shape, or form.
During my walkthrough of the home and when I was looking at the home, I was told that one of the benefits of shopping with LGI and Strata homes is a refrigerator and a garage door opener would be included, and that's why the wiring was sticking out of the walls. I was also told about all the amenities like you're gonna have access to a pool and you're gonna have all this great stuff about the HOA. But none of that has come into fruition yet. I'm new to the community and I don't even have a clicker to get in the gate. I have to use the construction man code to get into my own community.
During the walkthrough, the bathroom mirror wasn't hung and there was a broken window upstairs. There was some weather stripping on the second story balcony door. There was a bend in the garage door at the top where light can come through and insects can come through. I notated all of these on the contract and it took a month to get the broken window fixed and to get a bathroom mirror hung. It took five visits to get a shower installed in the master bathroom, which extended over the period of over a month of living in the house without a bathroom that we could take a shower in downstairs. The due date for our baby was two days ago and my wife was walking up and downstairs nine months pregnant instead of being able to shower in our own bathroom.
The house is wonderful as far as the 10-foot ceilings and the floors are beautiful and it's a brand-new house. But my experience has sucked. I attempted to find corporate's number so I can call and raise my concerns. When the sales manager came to talk to me, I knew that he was making me feel heard, but nothing was going to be done. The sales rep offered me $250 in a Home Depot gift card because of the misinformation. But that amount is not going to get a garage door installed in your house. I understand the gesture, but it's not correcting any issues.

The salesperson we worked with at LGI was very uncooperative and unprofessional with how he spoke to us sometimes. Lots of miscommunication, threatened to drop us to go to a different client if we weren't willing to cooperate better. It was horrible. The home buying process was hard because we went through their loan-affiliated LGI Mortgage Solutions. They didn't notify us that our loan had come in and out of closing several times and they never told us until a couple of days before we were supposed to close the first time, estimated closing. They also told us that the loan wasn't good enough and that we had to get more documents. It took another couple of weeks for them to get closing through. So, we closed an extra month longer than the estimated time.

The whole process was a little bit faster than I expected. It was 30 days or so. I've been in the home for a month and the quality is good. There's just one cupboard with a really big crack on it. Other than that, everything was okay. I like the place and the environmental community. I have started talking to a few of my friends about LGI and showed them my house if they were interested.

I was referred to by a friend who was actually looking into LGI. We ended up getting the same person that worked with my friend and he was awesome. Through about seven months of going through the experience of trying to buy a home and looking, the gentleman we worked with was the only one that took the time to get to know us and what we were looking for. He was really personable and we were really able to connect with. I absolutely love our home. We have two children and the yard is giving them their space. I love the fact that my kids can go outside and play and I don't necessarily have to worry. I also love that everybody seems to want to communicate. They want that community where others look out for others sort of thing, which I love.

We like everything about the home. But we don't like that there are a little bit of repairs that need to be done. When we moved in, they said that they were going to get it done, but we haven't seen anybody to back us up on that and to help us out with that. But I like the floor plan of the home. I got their model home, which they put up for sale and marked it down to 14,000. It seemed like a good deal. They said that the home warranty for 10 years would start from the sign of the lease date. It makes sense to have that at a slightly older home. But during the conversion process, they left a couple of things unfinished converting from their LGI office to the home. There are a few pending items that aren't covered under warranty, but that are needing replacement, and we haven't received them yet. The only other major thing was I had found a lot of tiles and sheetrock in the upstairs air vents. I'm guessing they didn't check the air vents when they redid the flooring. I was a little bit upset about that. I vacuumed it up.

LGI's application process went all right. It's a little bit iffy right now with the whole warranty ticket situation, but it’s slowly getting taken care of. I feel, overall, it wasn't too bad. I've already contacted them and put a couple of warranty tickets out. I guess I just had to resubmit them online when I had a written agreement. I thought it would be taken care of with the written, but I had to put additional ticket stubs when going to their main office and explaining why it was going on because it's been over two weeks.
Other than that, if I have any problems or questions about the community, they've been pretty responsive. Also, I was impressed with their deal for the credit if I brought someone in for LGI. The company was more than willing to adjust and accommodate what I was wanting. I asked for an additional percentage off for the interest rate to make it into a 3. They made it so the initial fee for closing would be five grand out of my pocket while everything else was covered such as the insurance and warranties. It was pretty flexible of what I was wanting, and they were willing to work with me. AS far as the quality of the home, it is nice. It has a few issues but overall, I’m not disappointed with it being in the home. The only bad side is the dirt in the backyard but it's got to get fixed in the spring or summer or whenever it’s nice.

Everything was smooth with LGI Homes and there was good communication back and forth whenever anything was needed. All deadlines were met as well. Every date that they gave me ended up being the right date as far as the construction being finished, closing date, and walkthrough. All of that stayed the same throughout the process.
The home was done as economically as possible. They did not put insulation in the garage door, and there are no medicine cabinets or towel racks or towel rods in the bathroom. Then, the transition between the wood floor and the carpet on the first floor, there's no seam there. So, there are things like that that I expected, but it still would be nice if they would make those improvements. Also, I've been trying to get in touch with the foreman about some of the stuff that's missing and it's hard to get in touch with him. I have called the realtor for the builder, Gina, and she said she would get some answers for me, but then she never got back to me either. So, that process has been harder.

The process with LGI Homes took longer than I wanted it to, about a month extra. I was told that I was going to be done with closing then I got a completely different closing date, which pretty much inconvenienced me because I had to ask for an extension on my apartment. But that's life. I also wish I could’ve gotten a tub for my house, but no one gave me that option.
Other than that, the home is fairly decent. There were a couple of walls that the inspector found weren't particularly fixed to my liking, but I'm banking on the whole 11th month reinspection because you never know what's right and what's not until you actually get in the home and live in it. I felt like some things that needed to be fixed before we entered the home weren't fixed, even after we gave the inspection and they had ample time to do it. The hard part is getting them to come out, which is crazy, because the builder is here. They're still building, so I see them every day. When I would suggest LGI to someone, I would let them know that there may be some hiccups. This was my first time purchasing a home and I thought that it would be a smoother transition, but it was not. But it all worked out for the best.

LGI Homes was doing first come, first serve and they weren't doing a bidding war. That was important to me. Plus, I'm a real estate agent, so I understand the importance of paying what you see on paper. My rep was Io and he was very friendly, honest, and upfront. I felt very comfortable working with him. He knew his product and about LGI Homes. I bought a basic home as a rental and for a starter home, it has almost everything. There's a nice park, basketball court, and basic upgrades in the home. After I bought the home, I sold another three to my clients.

It's been a great experience with LGI Homes. The process went very smoothly and quickly, and I was very surprised. It took less than 45 days. I came in to view the property and put in the application that day, and I was contacted by the lending officer a few days later, and went right to underwriting process. I was glad that most of the paperwork was electronic, submitting tax returns and pay stubs and all the other income documentation. They gave me a closing date on the day that I first saw the property. The quality is great too. It's a basic home, and I like that fact that if I wanted to customize it, I can do that on my own. The only drawback is the backyard, which is pretty bare. Overall, LGI homes are affordable and quality builds, and I love the buying process, and having the closings covered is a plus.

We like our LGI home. We haven't moved in yet, but we've been staying there doing simple things back and forth. I don't have a problem with the home overall. A light by the garage and then some screens for the window are on backorder. The only thing I don't like is they're not giving me a timeline. But as far as the person that helped us get the home, he's been helpful throughout the whole process. Even if I call him right now, he'd tell me he's gonna look into it. So overall, I don't have a problem with LGI and its representative.

My experience was a bit up and down. At a point, it felt like, “It's this or it’s nothing.”. But we worked that out. We gave feedback at the closing. Because it's a big purchase and you never want to feel pushed. And when we were negotiating with the lender, we had a better offer, but LGI Homes wouldn't accept an outside lender. They were, “Will you work with our lender or we take it off of your hands and we put it back on the market.” That was the only issue that we had.
I thought it could have been managed in another way. But it was my first purchase and going through the process, so I'm not sure if that was just how it goes. I know it's business at the end of the day. What would have avoided that stressful situation was to be clear upfront that they just work with their lender. But we're very happy with the home. I love the community. We love coming in and seeing the big amenity area with the soccer field and the basketball court. We wish we had a pool, but that's okay.

LGI Homes helped with closing costs. We only saved up so much. And when they said, “Well, we help with the closing costs,” that caught our eye. That was like a blessing to us. Because we wouldn’t have been able to buy a home if they hadn't helped. They were the most affordable for us. We would have liked to have been more in, not too far out. But over here, it’s very peaceful. We really love it.
Everybody was open to questions and anything we needed. We really appreciated that. And things that we saw on the house when we first moved in that needed to be fixed or anything, LGI Homes was right on it. And the guy that helped us, Dave, the customer service manager, knows his stuff. He called us. He showed up to check on us, and that was so professional of him.
I didn't want carpet in the bedrooms. Just because we're in Florida and we have kids, I wanted to have the flooring, but they said that they couldn’t do that. Also, I’d like a bigger refrigerator. That refrigerator is a bit small for me because we’re the ones that shop. And I’m a family of five. So, we got to buy an extra one now. My husband’s 6’5’’, so our boys are big. They’re tall guys.
My husband just talked to his co-worker who works for Disney. He told him, “We love our house because it is what you get. You see what you get ahead of time.” It’s nice to pick stuff, but it’s already done. And it’s done in a timely manner. We did not wait for two years to get in a house. That’s another thing I have to say we were thankful for. I would buy another LGI home.

We liked the floor plan of LGI Homes and the cost was about where we wanted to be. The home was also in an area we wanted. Everybody was super helpful wherever we needed help. The process was super easy compared to the first house that we bought. We like our new house. It's perfect for our family. We also like the park that's close to the house. Our part of the neighborhood is still being built out. Once that's done, it'll be better. But it's nice so far.

LGI had a zero cash down policy. We decided that with that and for a sure way of getting the newer home, we went the LGI way. Our rep was really friendly and showed us a few different houses. We decided on the one that was best in our price range. We were able to think over it for a day then we came back the next day and put the offer down. After that, the process was really simple. They answered the questions we had quickly. I had family come out to review the final walkthrough for the house and the contractor wasn't available. LGI made it work with the contractor so he could come and show the house, which was nice.
The whole process took a month and a half because they were still building our home when we first put the money down on it. With the house, there were some things that bothered me. That aside, there was a lot more brand new appliances and those were really good. I liked that there was an electric carport as well. It's a plug-in in case you have an electric car. That was a nice surprise.

The realtor was great. He explained the process and showed a couple of maps. Then we went to a couple of the open floor plans to view that. But trying to understand when we could schedule the final walkthrough was challenging. That was a little frustrating, just because I'm a planner, I have a day job like they have a day job. But I can't get work off as easily as maybe others can. Also, some of the products with the build are inferior. My doorknob has fallen off a couple of times and I've only been in the house about two weeks. Other than that, I'm very pleased with where I ended up.

I bought my home from LGI 5/2019. Southwood Reserve Townhomes in Atlanta. And from the start there were issues, I should have stay away. I had to sign 3 different contracts as they kept moving me. Then I did not receive the down payment assistance of 10K due to bonuses which I didn’t receive every year, they kept telling me things were ok etc but it wasn’t. Started the process in Nov 2018. Fast forward to getting my sheetrock inspection will needless to say they came in only paint certain rooms not all them, you can see all the settlement nails, there was what seem to be a leak and in the kitchen, I addressed it and I was told someone would reach out, but nothing. In my living room there is a dip in the carpet that was never fixed, all my flooring is bubbling up, in my guest bath all the caulking is coming away from the tub. So I have big gaping gaps.
I’ve had the AC serviced my first 6 months. Apparently coolant was leaking and the unit wasn’t wired correctly. Now to the HOA per my covenants there was to be a community gate built and it never was! The trash is always full and disgusting.. Also they reported to the credit bureau I am 120 days past due and I am not. I have my receipts. The master water bill is over 91K and I pay my bill every month. It’s been a utter nightmare and this is our 3rd HOA company, I feel LGI just walked away from this community without properly making sure HOA was properly in place. Oh and most owners have renters in and the community has gone down because they don’t care! I hate I ever bought this town home. Never ever again will I purchase from LGI!

The home consultant was misleading. He was just being a salesman and lying about certain things to make it sound better. The upstairs stairs is not properly measured. There's also a couple of little minor details that I've noticed. But for the most part, it's a brand-new house. In the end, it is what it is.

I'm happy with the amenities in the community and the build is good quality. I had some paint issues but it was taken care of before I moved in. The construction crew was friendly and helped me out, and the consultant was nice and did good at communicating. She gave me video updates every week. Doing business with LGI was all good.

LGI Homes finds the cheapest and quickest way to make a buck. This includes lying to their buyers, not following through with legally binding documentation, hiring individuals who have literally been told “just act like you know what you’re talking about”. They lied to us for weeks while we were waiting to close, did not fix one item from inspection before closing, and here we are one year later still fighting to have warranty claims fixed. Save your money and time and go somewhere else. It is not worth it.

The customer service is excellent. Elaine was my agent and she had a prompt response. The community is good and the HOA is providing pretty good. The only thing I didn't like is that we don't have a swimming pool in two of our locations, in Princeton and Ponder.

A few things to consider before buying with LGI.
1. Be prepared for lack of communication. We first signed on our home and were given a move in date. The date given was not met, not really the builder's fault as there were lots of shortages on materials. The 4 month delay was frustrating but the lack of communication was the biggest frustration. We had to contact the sales rep to find out information, we were hardly called for updates. Every time we called we were given a date new date that is later and later. So if you are renting, good freaking luck giving your landlord an accurate 60 day notice. We lucked out that our landlord was very lenient and worked with us on when we were moving out. Not all landlords will do this.
2. Do not put a deposit down on the home if you aren’t 100% sure that you are going to buy. We were going to buy a home in a different LGI neighborhood before we bought this one. We were on the fence about it but were talked into putting a deposit down and were told we’d be able to receive a refund if we cancelled the next day. Well we decided to cancel and they made us jump through so many hoops to get our money back. They made us meet with the damn lender to get pre approval on a home we no longer wanted before they would give us our deposit back. I honestly felt bad for wasting the lender's time but that wasn’t my fault. The whole deal felt shady and it almost completely turned me away from LGI for good. Luckily the neighborhood we ended up buying from had a sales manager that had integrity and apologized for our previous encounter with the company.
3. When you go to do your walkthrough before move in, don’t count on things you point out that are wrong being fixed in a timely manner. We were told our house was finished and move in ready…. After a 4 month delay of original move in date, We were missing window screens (we were told they were on back order), trim was not finished in a bathroom, one closet door was missing the door handle (it was laying on the floor in front of said closet), missing weather stripping on 2 exterior doors, garage door was missing paint all over, drive way had tons of concrete spilled on it so it was not smooth, pieces of brick in the front yard, backyard had trash all under the sod and several extra doors were left in the garage. So it was very obvious that the builder didn’t even do a walkthrough before we looked through the house. You would think they would do a quality check on the home before they sell it. All of the things listed that weren’t finish could easily be completed in a day, maybe two. So we pointed these things out during our walkthrough and they Still have not been addressed. I was told that they would be fixed within 30 days. 3 months later we are still waiting. I had to submit a warranty claim to get these things fixed (still waiting for these things to be scheduled). If you tell me that you’re going to take care of these issues and I don’t need to do anything, keep your promise and fix the issues. I get that they are busy and have other projects but keep your word. I shouldn’t have to contact them in order to get multiple things fixed that should have been done before we even moved in. I could do all of these things myself if I wanted, but when you spend hundreds of thousands of dollars on a home and wait 10 months for it to be built you’d expect a somewhat quality job.
Overall we love our home but the lack of communication in the buying process and lack of pride in the work provided are very disappointing.

I came to know that LGI Homes pays for the closing cost. There were also some features that I liked, like the granite countertop, and the warranty. Also, the cost was reasonable. I purchased my first one, so I knew everything about LGI and it didn’t take me long to decide for the second one. I talked to the sales manager. Any questions that I had, he responded on time, by text message. They gave me all the information about what lots were available. The one I just purchased was under contract and someone decided to pull back. And it came back in the market. They sent me the information. I put the deposit right away. It was smooth. I trusted LGI. I could believe whatever they committed or promised. I closed both property remotely and on time, and everything is accurate. It's a gated community and a nice neighborhood. It got rented right away, nice tenants so far. It’s a good experience. I'm very happy about it.

LGI Homes lie about everything. They had zero communication during construction. Once we finally moved in 4 months late, we found trim missing from a closet. Drawer and cabinet fronts randomly fall off. My house keys only work on the front door. Door knobs constantly fall off, including the front and back doors. Downstairs won’t warm up due to the drafts from doors and windows. I have no window screens. I am not a first time home buyer and I’ve never experienced an ordeal like this.

LGI is one of the better choices and better range of prices that we wanted for the square footage. We decided what we like and the rep explained the process. I always felt like buying a house would be complicated and lots of people told me it's stressful and arduous but we experienced the exact opposite. We decided to go with the preferred loan people with LGI and I felt like that really helped the process because they worked well together already. It was very straightforward.
LGI kept us updated. We were allowed to see the house as it was being constructed to see the final version before we finally moved in. The walkthrough was okay but I felt like we got a little tricked. Our backyard was all dirt and we understood it was supposed to be dirt but there had been rainstorms throughout January and people had been running around building the fence. There were huge footprints and the dirt was uneven. You could see there were pieces of trash. Then, they built the fence and nothing was done to the backyard to make it even or decent. They also had torn up the sod and there were five pieces of sod that were just mud. There was no grass. It was a very large and very obvious place that should have been fixed.
I asked them if they could fix that and the rep who was showing us around said they could. But there's a little paragraph on the sign-in paperwork that says if I have any issues that need to be addressed, I need to write them out in a couple of sentences. I didn't read the paragraph and put zero issues and it was my fault but I felt like I was tricked because the guy was like, "Okay, here, here, and here, and then just put zero here, and sign here." When I called back to say I would like to have the sod replaced and the backyard fixed, they said there's nothing for them to fix. It's kind of petty.
Also, when we went in, they were still doing paint touch-ups and there were little pieces of blue tape where they were supposed to be touching up paint. They said that by the time I get back, all the blue tape would be gone and all the touch-ups would be done. But we walk in the door and there were blue tapes everywhere and no touch-ups had been done. Other than those, the process went very smoothly and the community is really great. It seems like we have a good active community. I'm very happy with the purchase and with the community and I've had no problems with my house since we moved in.

Larry was a bit pushy. He was very adamant on us using their lender and their title company. He constantly kept bringing it up after we had told him we were going to use our lender. He didn't seem to like that answer. When signed the documents, he made sure to point out everything that we did not get through LGI Homes by not using their vendor. After that, we spoke with his boss the rest of the process and everything seemed to have gone a little bit more smoothly there.
We're very happy with our home and the community we're in. They're building a new section, which is what we're in and there's only one park in the whole neighborhood, which isn't a bad thing. But they should have a secondary park, even if it's just a small one, and then some more trails 'cause there's only one sidewalk and it gets a little crowded with people wanting to do their bikes and walk their dogs.
They also have an HOA that they're in charge of until the neighborhood takes over. They don't seem to enforce vehicles in the road, so there's a couple of houses at the front of the neighborhood that have four or five vehicles to one house, and because they don't have enough parking, they're parked on the side of the road. It's one of those where it's four or five houses on both sides of the road that are like that. So, you're driving through a tunnel of cars and you don't know if someone else is coming your way or if you're going someone else's way and it's almost like a road hazard. They should put up children-at-play signs because it seems like people like to speed a little bit through the neighborhood, especially if they're going to put a park. Also, if at least there were some child-at-play signs, it might help a little bit. They want to put speed bumps in, but that's all through the county, which I'm not a big fan of speed bumps.

I bought a home from LGI and closed on January 31st with a contract that stated that deficient items would be tended to within 14 calendar days of closing. It has been 22 days and I have the following problems with no communication from LGI builders/Terrata on when they will be completed (including but not limited to the following):
2. Incorrect paint on support beams
3. Exposed wires and broken tile in the kitchen
4. Phone jack installed that is meant to be a data jack
5. Missing equipment-garage door opener
6. Dilapidated fence posts X2
7. Broken water line that was cut by builder
Open and exposed wires in the kitchen presents a risk to the health and safety of our occupants of my home. A non functional oven placed an undue financial burden on me to have to order food as I am not able to cook in my own home. I have not received sufficient communication about delays or any sort of gesture to make this right, only empty apologies and meaningless promises. LGI has no credibility and buyers should be cautious to choose them as their home builder. They do not build luxury homes, they build incomplete, poor quality homes and may defraud the home buyer.

In November, my husband and I bought a newly build house from LGI Homes in the Spring Ridge community of Spring Hill. When we first looked at the home, we asked the salesperson for LGI Homes that was showing us the home how big the backyard was as we wanted to possibly put in a pool. He took us out to the backyard and walked what he told us was the property line – which he indicated by where he was standing, was 28 feet from the back of our house to the back property line. We were pleased with that size yard and he agreed it was plenty of room to put in a pool. After we moved in, we decided to just put in a 20’ x 20’ patio. We contacted a company who then proceeded to work on getting the permit. They called us to inform us that we could not put in a patio that size because our property line was only 11.5 feet from the back of our house.
In addition, a patio has to be 5 feet in from property line so we could only have a patio that was 6.5 feet from the back of the house. My husband and I were both shocked as we would have never bought a house with such a small backyard. We contacted the sales manager of LGI Homes and after a couple of weeks, he contacted us back and basically told us that there was nothing they were going to do for us. He stated that although the salesperson was not accurate on the size of the lot, he had no way of knowing for sure. We were able to confirm that the builder had a survey done in July so they knew the size of the property but did not inform us prior to our purchase. As I previously stated, we would never have bought this house had we been properly informed of the size of the backyard. Although we can’t prove it, I feel like they purposely misled us – how could they not know the size of the yard. I want all to know about this as I would hate for anyone else to be misled as we were.
In addition to the above, the following were repairs that had to be made to the house after we moved in:
- Chipped granite in the kitchen- Hot and cold water reversed in kitchen sink
- Space between flooring and tub in main bathroom – no caulking
- Shower enclosure leaking water all over floor
- Garbage disposal had construction material in it
- Total backup of plumbing within days of moving in
- Total filth under the stove – dirt, papers, sawdust, even a drill bit left behind
- Several drawers in kitchen were mounted crooked

Shannon, the rep, was very good. She explained a lot and took us around to different models and I was very happy with how she conducted herself. She wasn't pushy at all and wasn't trying to sell us the house. She was just showing us the house and the house sold itself. I like all the walkways in the park. It was well thought out. LGI did a very good job of selling the house. The process that we went through was very neat and organized, and we even closed a week earlier than what they said that they were planning. I was very happy with the whole process and I had a very good experience with LGI.

We used the VA loan and the loan process itself was a little bit more difficult than normal. But LGI made it easy. There were some painting issues though as well as some plumbing issues two days into the move. Our microwave was broken when we moved in and it still hasn’t been fixed. Also, the carpet was torn. The house was pre-wired with Centric internet, but the whole street, the outside cables and the fiber optics, were not laid. So, we're still waiting to have internet. We were supposed to have it on the 1st but they have not started with laying the internet. We are trying to be flexible and patient with the internet. The contractors could be better. There were little things that we asked for repair such as the outside outlet. It was crooked and not sealed correctly. Also, there were chips in the granite. Still, we like the size of the house and the neighborhood.

We have a couple of issues in the home. One, the garage door doesn’t stay shff We could hear it when it raises back up. It’s got something to do with the sensor. So, what we have to do, after we let it down, it’s just switch on the wall, we have to lock it. Then in the kitchen, if we turn on the pantry light, the kitchen light will go on. You have to sit there and flip the switch and keep flipping it until it comes on. But that shouldn’t be hard. Nonetheless, I will still recommend LGI.

LGI's price was right for a brand-new home, for under $300,000. They also were veteran-friendly. They’ve been super helpful the best they can. We know that they're super busy but whenever they get the chance to help us on anything, they're always willing to help. I'm most impressed that we felt important to our rep, Chris. She gave us weekly updates as best she could and made sure that we felt that we weren't being forgotten. We would recommend Chris to anybody. However, going to our brand new home, there were still a lot of missing components mixed here and there. LGI could do better in getting ahold of better people to do their builds. But we appreciate how quiet our community is. We also appreciate how everybody keeps to themselves and try to be as respectful as possible.

My experience with LGI Homes was less painful. Marie was honest and patient. Kevin was real good too. The home is good but it has lot of things that need to be upgraded. A couple of my stairs are warped and need to be replaced. I have reached out to them but they haven't reached back out to me yet and it's been about a couple of weeks now.

The application process at LGI was great. It was fast. They were nice. They made it easy to understand. They gave us time to read through it. Buying a house is a bit daunting. But they really made it approachable. They didn't confuse us. They were upfront about everything, like the costs. We're really happy with the house. The house looks very nice. We've made a few touches of our own and it's just been great. We enjoy it. Backyard space is amazing. There's also a lot of space for cars. The location is super nice, very quiet. It's also right in front of the highway, which is super convenient.

Also, the quality of the home is way below subpar. They promised to handle my move-in checklist prior to moving in. I asked for it for two weeks. I have been in this home for a year now and inspection items from my original moving checklist are still not done. No matter how many times I put it in the portal, they won't fix it. I'm the HOA president and multiple homeowners are seeking class-action suits here in our neighborhood. It's a horrible company. They violate inspection building codes and cut every corner they can.

I've had the LGI house for a year now. I like it. Everything went pretty well. The price was definitely the driving factor. It's my first time buying a new house. It was easy for me not to have to compete with other people putting in bids. It was straight to the point. A new house that comes with all the appliances, it has upgrades on there, too. I went under contract in December and I was already in the house by January. The person who helps me out, Shannon, was really good and polite. She made the experience really good for me. I saw a lot of reviews on the website. There's a community where a lot of the other homeowners complained a lot about other situations. But for myself, I never saw anything drastic. Every warranty claim I put in was resolved soon.

Purchasing the home was a smooth process. It only took a month, and we went with LGI Homes' lender. We’re satisfied with the home. We like the build. It has been minor things. But when we put in for repairs for the warranty, they don't communicate with us regarding sending someone out or what their intentions are to do about it. We submitted a formal complaint to the Better Business Bureau where their Vice President of Construction reached out to us specifically to handle a situation that took six to eight months to rectify. However, they advertised they would pay a year for the homeowners’ association fees. And we signed the contract that day with that advertisement and they decided not to uphold it because the closing date was after the ending window.
Do a very thorough inspection before you purchase your home. Our Realtor is a phenomenal person. We went through and took notes of every single issue before we closed, and we made it clear to them that if they did not fix it before closing, we would not go through with the closing date. We were second time homeowners so we have a better idea going into it. A lot of people get super excited and overlook the little details, like look at the grade for your home, make sure the water is going to flow away from it. Because that was our issue. They didn't properly grade and we have standing water near our houses. So they reached out to a construction company to pour concrete, but instead of regrading, they poured the concrete above the water line and trapped it further. So we had to go through the process again of submitting a complaint, having them remove what they poured, getting approvals from the town to put a drain in the sidewalk. It was a fiasco.

The gal that helped us was fantastic. Extremely knowledgeable, very professional. She was a likable person, seem to be friendly. For this price point for this LGI home, I'm very happy with it. There are a few small things that are neglected and I kept filing online to try to get them handled. They've come out a couple of times and corrected a couple of things. But there are still a couple that are being ignored. For example, I just got a guy come out to check my garage door because it was so noisy. He said, ”He didn't bother to bolt in the top of your garage door here when they built your house. They didn’t set up all the safety features.” For example, if your car's coming down on a child, it's supposed to stop and go back up. That didn’t work. It would have gone all the way down to crush somebody. I have two little granddaughters. So the garage settings, I had to hire somebody to come out and fix all that.
Some of the workmanship and the follow-up to correct that is like pulling teeth. There are crickets out there. Like the air conditioner off the back of my house has dropped down about two inches. It’s angling downhill a little bit and it's a steep hill there. They've looked at it a couple of times. The last guys that came out said, “Yup, we'll get someone on this.” Nothing. I can't get them to do anything about it so far. They have also come back and fixed some things. Like our window is leaking. The inside plaster was melting away. They came out to fix it. Now it's better, but it's now doing the same thing again, just to a lesser extent. They didn’t really fix it very well.
But it's a nice neighborhood. There's a little children's park that's convenient for my little granddaughters. However, the association is horrible. They make it impossible to get anything done. For example, I'd like to put up the white vinyl fences that look very nice. All the upscale neighborhoods use those and they forbid us to put that up. You got to put up an old, crappy, wood fence that requires high maintenance, looks like heck, and degrades the appearance of the neighborhood. But that's what the association policy is.
They say, “You need a 60% vote. People have to come and they need 60% there.” But that's never going to happen to change anything. So, I haven't put up the fence because I refuse to put up a crappy, high maintenance, old fashioned wooden fence. They all look different around here and they, quite frankly, degrade the neighborhood. Make it look like a low-income neighborhood even though it's a new neighborhood, instead of nice vinyl fences like even the condominiums up the road use and all the upscale neighborhoods. In my previous house, I had one up for about 30 years. Once a year, hose it off, done.

Our experience with LGI Homes started off great. We spoke with our sales guy and fell in love with what is our soon to be home. This was just about a year ago. Our house has not been built yet and there is zero communication unless we we reach out to our sales guy for an update. I understand that there are setbacks that cannot be controlled, however, our closing date has been moved about 8 times. Our lease was up at the end of 2021 and at that time we were told that our closing date would be a month after our lease ended. We didn't renew our lease because it don't make sense to if we would close a month later. A family member graciously let us stay with her until we close but she is selling her home so our living situation isn't ideal. I would appreciate more communication and honesty about the setbacks and updates about what is going on. We signed contracts end of March 2021 and we don't even have the concrete slab down.

LGI is supposed to judge on your credit score, but they could at least try to give you a chance because you don't know what happened to the person and how the credit got bad. It took a while to get it, but we got to it. Medina, the last person who helped me, was good. I was going through some rough periods and she never gave up. She tried to do the best she could to get us into the home. I like the new home community and I am 100% satisfied with the amenities.

The first time we went to LGI, I didn't know what reserves were and I learned about it. They got it together and then we went back to them. This time, it was good to go. Maria, the rep, worked hard to help us out and get the house. She motivated us. She called and checked up on us when we didn't have the house and we were going through the process. So, we appreciated that. Most of everything, as far as the inside of the house, was perfect. The only thing we had a little problem with was the driveway. Right now, we are waiting on the concrete. They redid it and it held water more than it did the first time. So, they gotta redo it again. I'm waiting on them to give us a call. And they apparently were supposed to fix the landscaping, but they didn't. The community is quiet and I would wave to the neighbors, but I keep it moving. I have a happy wife now that we’ve settled in. I did it for my family.

Ayo was a really good salesperson and did a pretty good job of showing the home. He was really hands-on and friendly. There's still a couple of things that need to be done, though. One of the big things I was worried about was a lot of standing water in the back. There was a lot of snow on the ground when I was shown the house when I signed and when it melted - plus it was raining - it didn't seem to drain away really fast. But when I went out there today, there's no standing water anymore. It drains fine but I was a little concerned about that. But I've already talked to a landscaper and I'm not gonna wait for LGI Homes to get it done. Also, it would have been nice if there's finish grading in the backyard, especially when you know somebody's paying over $540,000 for a three-bedroom rambler.
Other than those, they're gonna take care of the rest of the stuff and as of this moment, I believe they will be true to their word. There's a pretty good crack in one of the doors and they're talking about sending some guy over to buff it out, sand it, and then repaint it. It felt like it's a good home. I'm looking for a house that's going to be good enough to take care of my mom in the meantime and this is exactly what I'm looking for. It's not too much. When she gets to the point where I am bringing in a hospital bed and if a caregiver becomes live-in, I've got rooms for those.

LGI offered what I was looking for in terms of the number of bedrooms and total square footage. The process was cool but the quality of the home is probably a little less than the quality of the home that I've had previously.

We were moving to the area and LGI was available for us. We got a home that was within our price range and we were pretty satisfied with the general layout of the house because it was all one level. We've always had two stories in the past so a single-level home was nice for a change. It's just that we're military and we had to buy the place virtually. There were discrepancies in the home that we called out over the video like the trim on the bottom, a chunk missing out of the baseboard, caulking done around the tub, and missing shutters on a window.
When we arrived, there were other things that had not been completed, like caulking on the backsplash in the kitchen counter, there was another baseboard that was missing a chunk out of it, a damaged door handle, the garbage disposal wasn't working in the sink, and then there were missing bolts in the shower drain. There was no caulking around the one part of the shower as well. Then around one of the registers in the ceiling was missing paint. Also, it looked like the router had cut through some of the drywall. There's also reverse electrical work in the attic where a switch turns on and off an outlet, and the light that's also wired to the same box is always on instead when in reality, the outlet should always be on.
LGI's already aware of it, and I have it scheduled to be fixed. The landscape and the gaze around here are on point. But it's a bunch of little things which is killing them. If you want to deal with this company, you have to see things for yourself or hire an inspector to look at all the things 'cause there's a lot of small little things that could have been avoided.

I like my new LGI home. It's well built. I like the design too. I also like the rep. He was great to work with. He kept me updated every Thursday. He would call me and tell me what was going on, so I always knew what was up. They still need to come and fix the doors in the house though. Most of them don't close and they put the bathroom door in the master bedroom backwards. The lock's on the outside of the bathroom. Also, instead of putting blinds in one room, put them in all of them.

I liked the value for the price in square footage with LGI Homes. The rep took care of me. Their preferred lender was bad though. Also, the countertops are not the best looking ones and the carpet is really cheap. Their vinyl plank is really nice stuff. They could have done that more throughout the house instead of mostly carpet.

Your home is your number one investment, I have been told since I was a child. I have purchased and sold a few homes and recently my husband was transferred to Florida. We began looking for a townhouse in the New Port Richey, Sea Forest Townhomes area. First we found FS By Owner and then considered the new build with LGI. (Ironically my daughter is also building a new Townhouse with Lennar Homes, so we are able to clearly compare the different company's customer service capabilities.) We were preapproved with our own Lender before we began but, LGI insist you interview with their Lender as well. Not letting you know that they "hard pull" your credit multiple times. (We even asked the 'hard pull' question up front!!) This should have been our first sign but, we are stubborn and continued forward. We put down a deposit on 10/25/2021. The foundation (and I believe 1st floor) had already been set before the deposit was made.
We were told in December that our goal to close would be 1/31/22. We are in Virginia, so it's not like we can just hop right on over and see the place.... We receive no updates AT all. We happened to fly down this past weekend 1/7/22 just to check to make sure we are on track. We have to schedule movers etc. from Virginia to Florida; And, have not heard back from LGI. (Note: Lennar sends weekly video updates, we were hoping to track close to our daughter's property, who didn't even have foundation set.)
I understand that we are still in a pandemic and labor is an issue. My problem is the SEVERE lack of communication!! Had we not boarded an airplane, rented a car, and stayed in Florida for the weekend...We would have NEVER known that the townhouse has only been framed and that there is (at the least) two more months worth of work. This not only is messing with our basic shelter (forced to quickly find some place to stay) but, my husbands' livelihood as well!!! Can you imagine our surprise showing up to ONLY find a framed townhouse over 2 months after making a deposit?
Next....rather not as important as whether or not we will be homeless on 1/31 but, it would be nice, if LGI showed us a completed package of what our townhouse will look like. Seriously, we have no options on changing anything (all materials were ordered last summer) so, you can't tell me there is not a formal package put together... You know, like the one Lennar offers?? Hopefully, I can edit this review and tell you that the remaining months go 100% better but, at this point, I am afraid that the future communication still looks dismal.

I'm not a big fan of the rep anymore. At first, he was great. But his communication wasn't there. We were supposed to close on a Friday. Tuesday, we haven't heard anything so we went back to the office and they said it had been pushed back two months. But the build quality itself is great. The construction manager was informative and helped us call out like paint touch-ups. We only had two small little paint things to fix.

So far, everyone's been great. I started off on Zillow and called the number on file. Mario answered the phone and he was awesome throughout the whole process. He took my call, did the prequalification, and sent my information over in one week. Then that's what started the closing. I applied on October 24th and was approved the following week. It was pretty quick. The rep I worked with, Mario, was awesome.
Everything looks good on the outside of the build. I recommend LGI. They have a beautiful process.

LGI Homes was the only affordable option. I called their number that they had online to try and set up an appointment with them. Someone called me back from LGI in Belen. We set up an appointment. I just met with them and I signed a purchase agreement at the meeting. The application to closing took seven months. They actually had to build the home, and they had at least four months worth of delays.
The house got nice finishes, and the neighborhood's pretty quiet too when there's no construction. It's a nice house but it was a lot of pain to get here. LGI could definitely improve their communication more. My parents also had to get on them to drag any kind of information out of them in the middle of construction. They didn't communicate very well in general. Then, I had to pull everything together for the closing. It's like the closing wouldn’t have happened if I wasn't pushing for it because LGI wasn’t communicating with my bank.

There's been quite a bit of problems in our new home. The bathtub and the shower were hooked up backwards, a couple of our doors didn't latch and the cabinet was cracked when we got in the kitchen. That hasn't been replaced yet. The cabinet's missing a piece on one of the trim pieces that covers up a hole. That also hasn't been fixed yet. A week and a half after we moved in, our sewer backed up. They did snake that, but they're supposed to camera it tomorrow to see what's going on.
It was easy to get the issues resolved when we moved in the first week, but now it's kind of been tough like the cabinet thing and we're supposed to get the flooring replaced because it flooded from the sewer backup. All they said was they gave the company our number and they haven't gotten ahold of us yet. We liked what the LGI home came with. We like the granite and the rounded corners. We like the features of it, but it just didn't seem like good quality.

The people who sold the house to us were awesome. We dealt with Ed. He has been super helpful, kept us up to date and would call us often and let us know the status of the house. We signed the initial contract to buy the house back in March. Because of the COVID and my building supplies, we didn't get in until December. So, that wasn't fun for us, but we're in the house now and it is great. We haven't had any issues. We like the living room, kitchen and dining room area. I love how open it is. We've never had a garage, so the garage was a big plus as well. Go for LGI Homes. We had a great experience.

The whole experience with LGI Homes could have been improved. Originally, I had an 11th of November closing date. I understand with today's materials market, it might have been pushed back some. However, it's pushed back multiple times. In which case, I finally closed on the 20th. Then, the roof had major issues that needed to be corrected before closing. There was a host of other small things that I found throughout my initial walkthrough, which shouldn’t have been scheduled because the home wasn't ready. Following that, when it finally was ready and I was able to inspect the property, it still had quite a bit of stuff that needed to be done. The exterior grounds are still in disarray with construction debris and other materials. After closing on the 20th, I was informed that the initial punch list I had would be taken care of within a relatively quick time. I have yet to hear back from anybody regarding the ability for a punch list to be taken care of.

The application process was great. The closing was pretty quick. The house is of extremely good quality. There are a couple of things that I want to contact the builder for but I don't now if it's under the warranty or not.

It's really disappointing that there was so much pressure put on us. We were told that, “If you can't close by the end of the year, we're gonna have to move on to somebody else,” making me cry about it, and then my house is not even done. I'm having to decide whether I will wait to move my things in because they're still gonna be making a mess or move my things in and have to clean everything again. I was told everything would be perfectly spotless but it's not.
I'm not in love with the quality of the LGI. It was sloppy. There are a lot of things that still need to be fixed. There are big chunks out of walls. There are chunks out of baseboards. I have slices in my baseboards all the way around. It looks like they were cutting for the carpet but it's a 1/4-inch carpet line so I can see it. It's not like they just accidentally hit it once. There are marks around the entire room which could be because at one point in time, the back door was kicked in. They didn't replace that door and the lock is all beat up. In one of my rooms, I have dented broken doors. There are chunks out of my cabinet. There's a lot of extra mortar from the bricks in all the windows. Also, our window screens aren't in yet. I'm still waiting for things to get fixed. They're saying that they'll come on Monday. They're supposed to come today but they haven't come out yet.

The LGI home we got is good. There are still some things that need to be fixed though. There was some paint mess. Also, our master bedroom door frame is chipped, so they have to come back out and reframe it. But with the holidays, it's having to be put on hold. But their customer service was good. Everything was really excellent. Bobby, our sales guy, was good and then the loan officer, Christie, helped us out a lot.

The LGI rep we worked with was okay. He had really good communication, kept me up to date about everything for the most part. The home buying process was okay with an exception of my closing day. They were absent for last-minute stuff the day of closing while I was at closing after I had already wired some money to them. That would be my only complaint that I had. But that was because of loanDepot, not LGI. I like the home. I'm still waiting on my garage door fixture stuff, the opener. Other than that, I haven't had any issues. If I do have issues, they've been responsive.

The way the market’s been this past year, we've been home searching. It was a lot easier to go that route. We didn't have to do any bidding wars was our main thing. We just dropped in and took a chance, and it worked out for us. It was just simple as paying $1,000 and securing a lot. We really liked the way it was operated. With that size of a lot, with all the other homes around it priced to what they’re priced, it was a fair deal. It was a brand new home.
We worked with Joel and he was great. He was really patient with us because we were nervous and he understood that. He was professional all the way around. We couldn't ask for a better person to work with us. We're enjoying our LGI Home. I love our yard. We got the good-sized lots that we wanted and that worked out for us. My wife also enjoys an open kitchen type style. Everything's going well so far. We're happy to be out there.

I'm the first person to own a house in my family. It was a little scary, but they walked me through it. They were polite and respectful. I'm the only breadwinner and they worked with me. I was so happy, unbelievable, that I was able to afford a safer environment and place for my family. I let them know that I got dyslexia, so I don't read and write too well and they had the patience and helped me out with it. I was very appreciative. The lady that I talked to that showed me the house was very polite and very patient, too. She went over everything, made sure I understood it. Even the financial guy called me all the time, kept me updated and helped me out a lot. He was beyond outstanding. LGI made it very easy.
The only thing that I didn't like is the process for when something needed to be done, 'cause my front door still doesn't lock. The lock thing is off. I had put a request in for it. But I've gotten no response back on it. But the quality of the LGI house is very nice. It's more than what I thought I'd be able to get. I'm very pleased with it. This winter here is very cold and windy, but my family's comfortable in the house. So thus far, it seems very comfortable. Other than the door, my family feels safe.

I like LGI's home buying process. Brett, the rep, was very professional. He's always there and he's always helping me out. I call him and he always tries to find the answer to any question that I have. If he doesn't have it, he will find it, and he will call me back. I feel so comfortable with LGI. I was stressed out at first, but once I got there, Brett made everything so easy. He gave me confidence. If he saw that I was not sure about something, he kept asking, "You still haven't thought about it, huh? Let me just repeat the process again." And he will make sure that I understood the process.
So far, the home seems good. I had some issues once we got into the section and they haven't fixed it yet. The construction manager called me and said he was going to check those stuff that I needed to get fixed but he didn't show up. Other than that, LGI has a really nice community. It's calm.

As a first time homebuyer, I had already gotten rejected and started to see that it was probably going to happen a lot more. I figured it was probably in my best interest to buy new construction, where I wouldn't have to worry about being outbid over the price. I went with LGI Homes and the quality of build seems fine. However, the process of having to wait until the home was finished could be improved. I was given a closing date of October 22nd at the very beginning but I ended up not being able to close until the day before Thanksgiving. I understand that's probably not LGI's fault but after the original date passed, I was given a lot of other dates and they were very uncertain.
I had to go through about a week before I closed, do the blue tape walk and make sure that there weren't any messy paint jobs, nicks, scratches and dings. My real estate agent went through and marked everything with blue tape. A few of the things they marked were on the inspection report as well. I walked through on the Wednesday that I closed, two hours before my closing, and there were still some blue tapes up on the walls. I was told by the builder representative that they were working on it. They also had to recoat the concrete porch outside because there were some cracks in it. I was told, "We realize it's not done, but we've got people coming in. As soon as you leave, we're going to go and finish all that. It'll be taken care of while you're closing or later today."
Since it was the day before Thanksgiving, I didn't move in until that Saturday, several days later. When I came in, there were still blue tapes up on the walls, and there were still things that had been pointed out on the walkthrough by the builders themselves. Those things weren't fixed when I was told they would be on my closing day. My agents, even though they weren't technically my agents at that point, had to get in contact with the sales executive they've been working with to say, "There are some blue tape issues that she was told would be fixed and they weren't. We need to figure out who we need to talk to and get someone over here to fix that.”
The construction manager called me one or two days later and got all that set up. We had set it up for a Friday. I told him to have everyone come in at 8:00 AM. I wasn't able to go to work at all that day. I had to wait the entire day for people to come in and fix. I thought everyone would be there at 8:00. Only one girl came at the beginning and showed up after 8:30 only because I called the construction manager, wondering where she was. She came pretty fast after that and she did a good job but there was something that had to be fixed in my bathroom that she couldn't. A guy I was told would be there between noon and 1:00 ended up not showing up until about 1:40. He came in and fixed it. But I had to sit in my house and wait an entire day for everyone to come and fix all of that so I was not happy about that at all.

During the home buying process, there was lot of information. For new buyers like me, we don't know a lot. It would be good if LGI can have a thing to show the back and the dark things that we don't see after we sign the paperwork. People don't really care about the dark area because they just want the house. But the quality is amazing, especially the amenities they have. The electronics, the fridge and everything look amazing. The top for the kitchen’s great. But they just gotta add some things. They say the home is almost $300,000 so why not put $1,000 for a machine for washing. I got a full bathroom so why not put a nice faucet? What they put is cheap. It doesn’t look great with anything. Also, in the beginning, I didn't like the location. It was too far. But after sometime, I found a lot of stuff around.

LGI had the right price for me. The home consultant answered any question that I had. If he didn't know won the spot, then he was able to figure it out. Compare to renting a small place, the home gives me my personal space to be able to relax at home. The only thing is that it's just a very quick process when buying a home but can take a long time with this company.

I worked two years with LGI and they didn't turn me away. They were always willing to help out and try and get me to my next goal. It really meant a lot because I really didn't know anything when I came into this. I worked with Bobby and he did over and beyond for me. I worked with him for about two years so we built up a great work relationship. If I ever ran into anything that was an issue or something where I thought was a little bit overwhelming, he was always there. With the way the world is now, not a lot of people care but he genuinely cared about his clients. He knew my goal and he made sure I achieved it.
But as far as the quality of the build, I kind of feel like the bottom half of the house is not insulated. The lower half of my house is freezing cold. I know heat rises but the bottom of my house shouldn't be this cold. Also, I still have to put in a few other claims for the cracking on the caulking on some of it. But it's all minor and other than those, LGI did amazing. And all the amenities are great. They're still building but they said they have a pretty good decent park being built for the kids and I got two kids, so that's great for me.

Brandon did a great job at the job that he does. However, I thought we were able to pick our lot at this location and pick house styles or a little bit more open than what it actually was. I wasn't informed of that until the end of the presentation. It left a bad taste in my mouth. I felt like I was at a timeshare all day. If he would have just told me that upfront, I would have been a lot better. It was his first day and I understand, he didn't want to scare off a sale. But, the first thing for me is just being honest with people. In our neighborhood, we have some really nice views of the metroplex. They release the homes only at certain times. That's one thing I had to find out at the end. The homes that were available were the first homes and down the bottom where they had no view.
It's a great quality home. There's just some cosmetic stuff that could have been done better. Some of my light switches looked like we let the rookie go and cut the hole in the sheetrock and the plates didn't even cover the hole. They also should do a better job of locking the homes, when they put doors on them. I had somebody steal my fridge, my oven and my microwave a week before we were supposed to close. Some of the drywall, there are also some imperfections. Sometimes there's a lot of vague things that go on there. If I'm seeing house repairs, I tell Brandon and it just doesn't seem like it goes anywhere. I don't know if that's him not reporting it to the contractor or they're just so busy. How LGI works, they just fix everything at the end.
I also don't know who picked the color scheme of the inside because it's a horrible color. I don't know why they would put beige walls with dark gray cabinets and gray and white granite and gray floors. Everything looks good but the wall. It just needed to be a light gray color. We had to change it before we even move in. It was unacceptable for my wife. She did not like it at all. Even the contractors that were out there, once they came back in after they painted it, they were like, "Oh, wow. This looks a lot better than what we're restricted to do." But I'm really happy with the final result. I would still recommend LGI.

I like my LGI house. The quality is good. I'm happy where I'm at right now. It's a comfy home for us. The only thing that was very disappointing was my original closing date was supposed to be on the 4th of September, but because of delays and not being able to get permits with the city, I wasn't able to close until 10 weeks later. But once they got on it, they built our house in no time.

It was a good home, set up how we wanted and was in the area where we wanted to be at. The LGI rep I worked with was also very good. When I initially reached out to him, he explained the whole process of how LGI was doing. When I came in and met with him, he showed me every single build and he helped us narrow it down. He was very thorough. They also kept to the timetable well. It got pushed back a tad, but I understand that that was more in line with how products are getting around these days, definitely. But they did a really good job. So far, everything has been very good with the quality of the home.

I bought the property back in March. I was supposed to close on August 20th and so my realtor reached out to Kevin, my home consultant, and asked him about that. I didn't hear from him again until September. He said there was a delay in bricks so it was postponed, and then it was postponed again to November 20th. Then he told me that we were going to get a clear close on Monday before Thanksgiving, that we have to have the whole thing done within 48 hours, and we have to do a walkthrough. I told him that I work on Monday and Tuesday from 7:00 to 7:00 at a hospital in Dallas, I'm 45 minutes from the property, Wednesday would be my only day off, and I couldn't be there for a walkthrough. I asked if we could push it off to the week after and he said no.
Our Realtor did the walkthrough for me and found some things that were missing. I also had a third-party inspector inspect the house and he found some stuff that needed to be fixed. On the day of closing, I went out there, which was that Wednesday, and some of the stuff still wasn't fixed that they had talked about in the walkthrough on Tuesday, that he said was going to be fixed. I told him that I'd leave to go out of town that night and then I work on Saturday, Sunday, and Monday. I could come out on Tuesday and I asked if he would have the stuff fixed by that day, and he said yes. Then the same day of closing, I filed a warranty claim because one of his reps told me to do so for the orange paint that was all over my kitchen granite.
Tuesday rolled around and I called and asked if everything was done for the house. He said no and that he's gonna have Al, the construction manager, reach out to me, which never happened. I asked to get Al’s phone number and he couldn't give me, then he just stopped responding. I drove out there this past Saturday and I went to the office. It was closed and there was a little tag on there saying they were out in the neighborhood, and to contact Kevin.
I called him and he didn't pick up. He called me back and I told him that the things still weren't done. He said, “Well, the construction manager deals with that. I asked him to reach out to you. He told me, he reached out to you and left you a message.” I said, “He did not.” I asked him again to give Al’s phone number and he told me that he couldn't and that Al doesn't work on the weekend so it might be Monday before he reaches out to me. Well, he did not reach out to me that day. I contacted Chad, my loan officer, and asked if I could have Kevin's manager's phone number. He told me he reached out to Kevin's manager and Kevin's manager should be reaching out to me. Well, Kevin's manager didn't do that. So, my house is still not done and nobody has given me any number except for Kevin that sold me the house and telling me that he's not in charge of fixing the stuff that still needs to be fixed on my property.
LGI needs to not lie to customers and not rush customers to close when the house isn’t even complete. If we waited another week so they could get the stuff completed, then it wasn't gonna be a big deal to me. But now, I closed on it, and I'm supposed to be running it out, however, the stuff hasn't been finished, so it's very frustrating. My Realtor tried to call an LGI corporate number and no one picked up. I've really hit a dead-end and I don't feel like it's going to be done. On top of that, with the warranty claim that I filed for the counter, nobody has reached out to me for that as well. Does that mean that from here on out, every time I file a warranty claim, I'm not going to get anyone to call me, and then there's not going to be a phone number that I can call? I would not recommend LGI to anyone.

Updated on 12/20/2021: DON'T USE LGI HOMES!! Find a home builder that cares. My build in Willow Creek was a nightmare. The workers are lazy and do not take pride in their work. Construction manager Matt is a great guy but not cut out for that position. My opinion is that he is not good at managing the work crews, or making sure there's no issues. We got to closing time and he didn't notice 2 walls were bowing, kinda hard to miss.
LGI homes was not finished after 7 months but I closed on my home anyways since I was sick of dealing with them. 3 days after close and still nobody cleaned the inside of my home, mailbox is lying on the ground, and junk all over the place. Somebody tracked mud on my carpet after closing, that was awesome. Spent 6 hours cleaning today since they're lazy and incompetent. My sales rep Devon was good, the lady that helped me close on the home was nice. That was the only good experience I had with LGI homes. I gave them 2 stars because of Devon, and the other nice lady. Otherwise the home builder is horrible.
Original Review: UPDATE BELOW DONE ON 12/7/21. DO NOT USE THIS BUILDER!! I signed with LGI homes in May at the Willow Springs in Lonsdale, Mn. Gave them a 1000 deposit in May 2021. I'm single, excellent credit score, no debt, and make about 65k-75k a yr. First completion date was Oct 30th, then it was Oct 15th, then it was Oct 30th, now it's Nov 30th. Beer cans at the job site regularly throughout the build, Bedroom window was broken and installed, inside framing was done poorly in rotted and warped wood, cheap 1 piece liner for the bathrooms, land is in horrible shape now, huge mound of dirt in the backyard which I was told they weren't sure what they are doing with it. They will cut corners, and if you're not in the trade like me you'll probably never know.
UPDATE 12/7/21: Still not closed on the home like I thought. Closing date has changed 5x, and we are 7 months into the build. Now they are saying Dec 17th even though they are still not even close to being done. The builder was going to try and make me move in without a driveway and a broken window. Told them not a chance, 2 weeks later the driveway was done the next week the broken window was replaced. Never got the deck or landscaping done after 7 months of building. They wanted me to wire the down payment or give them down payment before they were even done. Told them I'll give them a cashier's check at closing. The sales manager gave me an attitude after I told them I was giving them a cashier's check at closing instead of before the home was completed. I'll update again in the near future.

The buying process was different than purchasing a home and other circumstances. They were a little pushy about me wanting to use my own realtor. The closing was really tedious and long, longer than other closings I'd been to. But otherwise, they were pretty prompt and responsive. And everything happened according to the timeline. They didn't misrepresent anything and they actually exceeded expectations in terms of that.
In terms of the quality of the build, I'm a little frustrated. I kind of got different information from sales versus when we closed. They kind of gave me a hard time about doing "a blue tape walkthrough" when there were clearly things that still needed to be fixed. In that closing walkthrough, they said, "Oh, look, your heat's not working." and they wrote it down. They said, "We'll call the electrician out and they just need to reset a breaker". The techs have come out a couple of times and some things are done really quickly or sloppily that I'd asked those to be fixed before I moved in. It really hasn't been cleaned out. I didn't have heat in my home for a month so I'm a little irritated by that.
But other than that, I think it's a really good value for the money. I think it was really easy to work with them. Everything's pretty well organized and the people that I worked with were really helpful. They were very genuine people and they all seemed to be really trying their hardest. But I don't necessarily appreciate having to handle these things with a brand-new home. The salespeople need to have a better understanding of the build side and vice versa. There seems to be a disconnect between those two parts. They are building quickly and it's going to create a situation where things aren't perfect for moving. If there's a little red flag, investigate it a little more.

The new home is great. It's what I hoped it would be. It’s bigger than my last place and it's gonna be spacious and allow my family to grow. But there were items that LGI did not complete prior to the closing, so we're still struggling with getting some of those items cleaned up. I'm not happy at all with the construction part and the construction manager. The walk-in-through was done. Lights were hanging out of the roof, there was no putting it in a place. He put it back in there, but it's still missing paint job, drywall. We have holes on it, there was no cover. We have a basement, but it's all full of dirt. The wooden floors are moving when you walk. All the cabinets in the kitchen were not clean. Everything that we told him to be done, it's not done. I sent a message yesterday but had not received any response from him.

The LGI rep I worked with was very attentive. Whatever doubts we had, she was always there to answer our questions. She was available and was there for me. She was also very helpful. I was also impressed with the lady that was there helping us do the closing. My wife doesn’t speak English. This lady’s Spanish is damn near impeccable. It was awesome. I didn't have to sit there and translate the whole thing. She just did the whole thing in Spanish for us. I'm bilingual so it worked for us. It’s a good build. However, we're having trouble with our garage door. I put in a warranty thing for that yesterday. There are a couple of cabinet doors that are warped, too. But other than that, we are, in general, very happy and satisfied.

I got positive feedback about LGI, about the quality of the construction, the customer service and the support. They also choose a very good location. It’s near a school's location. The rep I worked with updated me on everything on the days of the progress. She's always available on the phone and texting. As soon as I needed some response, I sent a text message for any clarification or questions, she used to respond back to us. She did a good job in taking the customers and meeting their needs. I have expected much earlier, but it took a long time to get the product on time. But the quality of the home is awesome.

My wife fell in love with the expensive cabinets and the soaking tub. However, working with LGI was a little confusing. We looked at it on the 24th of October and closing was on the 24th of November. We had a lender already lined out. But our lender asked, “Can we push it back to the 1st?” LGI said no because they couldn't move the closing dates for some reason. They said, “If you use our lender, we might be able to move the closing date.” It was a mad scramble of the 11th hour to use their lender. But we eventually got it lined up with them.
We were steered in that direction, which was a little disheartening. Then during the walkthrough, there was a whole bunch of stuff that I wanted to be fixed, and I'm still fighting them trying to get things fixed under warranty. They said, “Don't worry, you've got a warranty.” LGI needs more knowledgeable staff. The salesperson I worked with, Stephen, said, “You'll get this and you'll get that.” But then we don't even have grass. The construction manager said we don't get grass till March. There's also an orange wire on the outside of the house and nobody knows what that does. They're not knowledgeable about the dampener system, the two thermostats, what rooms have ceiling fan availability. It felt more like a car sale than it did a home purchase. Promised you everything and then came up short. We bought the house but we just wish they were a little more upfront about this stuff.

The home buying process with LGI was good and the only hiccup we experienced was with the VA getting their inspection done. I’m happy with the quality of the build. We’ve noticed a few minor things but we’ve already consulted with the builder for the big ones. They’re taking care of things as we need them. It’s a tough period that we're going through with supply shortages but they're doing the best that they can. Everything's been positive at this point.

Medina, the rep we worked with, was alright. There were some issues with a build that she was communicating with us fully and everything turned out okay. But we spent months on delays. They couldn't give us an answer to anything with home inspectors. But we're happy with the home right now. There were some miscommunications but it wasn’t her. It was what she was being told to say by the construction management. She was a great person overall although there was some back and forth of maybe trying to manipulate the truth a little bit to try to keep us appeased. But I don't blame her.
LGI should set proper expectations. If it's going to be delayed, they should not try to make it seem like it's not as big of a deal. They should tell me how it is and be straightforward. Every Thursday, we get an update and every Thursday, it’d be something different. There were a lot of false hopes on closing on time. Medina kept saying that we were aligned to close and then the following week, we weren’t aligned to close and it was four more weeks. There should have been proper expectations set upfront such that we’re probably going to close three months late and that this is how new builds go and with Covid. There were no supply issues as far as we know. They never communicated any.
LGI didn't necessarily put all their efforts into making the house as good as they could. They got it done quick and threw things together. One of the light switch plates was cracking in the bathroom. The hot water heater wasn't working when we got there because it wasn't connected and we had to go all weekend without hot water. The cold air return plates were installed backwards. The floor is uneven in the bathroom. They caulked it and left the dirt and grit in there, so it was dirty. It's all little things that can be fixed but it’s nothing too major where we wanted to back out of the house.

My LGI home is great and I am enjoying it thoroughly. It is a big relief finally being here. Coming from a one-bedroom, 500 square feet to a three-bedroom house is a big difference in space. David, the guy we worked with, was friendly, very knowledgeable and nice. But there could have been a lot more information given to me. Once I was hooked in, there was not an answer to give me any more information on the house. I inquired a few times about minor details such as what kind of trees we are getting and what the specs of the build are. I also asked a lot of information about future developments in the area and what’s the bigger picture. We did the other houses and other areas around here, and they had a lot of information about what's coming and what you're buying into. So I was a little disappointed in that respect.
David was definitely a sales guy. Once the sale was done, that was it. He provided information as needed and every time he had communication, it was a negative thing that he had to come at me with as far as delays here and delays there. I enjoyed working with him but he could be a little bit more personable and a very negative part of this was the way that it was prolonged. But the entire process was an experience for us as a family and seeing our house being built was fantastic. It was accessible for us and there was no issue when we came to the house. Sometimes, it was twice a week. At one point, we spent 10 hours here, planning out and measuring right before we got the house a couple of weeks before.

Brandon was the salesperson and he is an excellent person. He is one of the best guys that I've worked with over the years. He was very helpful, very responsive, and was always providing the information and weekly updates. But there are a few things that could have gone better with the house. There is no sprinkler system on the property and in the bathrooms, the master closet and other closets don't have doors. Also, there are a few touching spots that are left. I am in contact with the builder and hopefully, he will resolve it. Overall, I'm very happy and satisfied with LGI. It's an excellent, very clean, and nice community.

I like the LGI homes and I like the cash flow it’s bringing to us. But the process is not really buyer-friendly, especially for people who are remote. In the past two months, we bought close to a million dollars from LGI and there's very little flexibility for LGI to provide us with. We're investors and it's very strict to only work with loanDepot, which is a preferred vendor. loanDepot has been slow and there are mistakes in their process, which we try to correct for. But then it was very strictly struck down. Other than that, it's fine. My agent did the final walk-around inspection and both of the houses are already rented out. I have a third coming in two weeks.

I was pleased with what LGI was showing on the internet and I was even more pleased when I had a walkthrough of the home. I worked with Amber and she made me feel like this wasn't my first time buying a house. She was very knowledgeable and she helped me throughout the whole process. I like the LGI representative I worked with. She was very responsive. But the area that LGI could improve on is the closing process. When they had the build completed, ready for inspection, they didn't really leave us much time for repairing the items that were noted in the inspection report. We were forced into the closing without getting those items addressed before closing. That threw me off-guard. Because usually, if you purchase a property, you would have everything fixed before we close the deal. Now, we still have pending items to be repaired after closing. There are some roof problems. The shingles are not well-situated there. If they can assure us everything gets addressed before closing, or give us more time for inspection so that they can fix everything before closing, that will be great.

The biggest thing that LGI tries to convince a customer is, “Only put $1,000 down, and you pick the floor plan that you want and what lot you want. But you can't really pick the lot, because we already assigned lots for certain floor plans.” In other words, they just build 20 homes and whatever house plans they have available at that time is what you sign for, and they only release so many at a time. I don't like how that's done. They’re production builders and I understand that. But they build it so quickly with three months as their timeline, and so they cut a lot of corners. I would rather be able to choose a lot I want to have and put the floor plan I want on that home, and so that's one gripe.
The second thing that they really need to work on is the color scheme inside the house. I like that they break up the neighborhood with the colors on the outside. But everything is tan and brown in the inside of the homes. It's really bad color scheme. I have to go into my own brand-new home that I spent $500,000 on and do renovations to paint and pick a different flooring that matches what people want to see today, like gray colors. Lennar has at least three different color packages that could choose from. That’s something LGI should have instead of just blanket. Nobody wants the same stuff. It's fine if they have better color schemes.
Then they have a neighborhood in Bremerton and their website says complete home plus. On that plus, they added white countertops instead of it being a tan and ugly granite. They also have more windows added to the house and a gas fireplace. Their front door is nice and glass as well. I took a two-hour drive and ferry ride to get my bud over there to see what was that about, and I looked at one of their homes. They had a lot more upgraded features and it was because of the area it was in, but the cost of the home was less than what I signed for on my house. They took over some of the lots that were there. We have a Facebook group and we talk a lot with this kind of stuff. Features like those should have been added on our home that we're paying more money for. I felt like they downgraded us. It was really upsetting.
The backyards were not finished too. They like to say that it's for us to be more creative and we can put whatever we want in there. But that's just a cheap cop-out of saying they don't want to spend the extra money when they don't have to. They literally left the backyard with mud and rock, so there's no grass, no seed, no sod, and no patio. You just have two steps off your porch, and you hit mud, and so everybody has to spend more money like 10,000 to $20,000 just to put in some sod and a 10 x 10 concrete patio that should have been included. Lennar does that so I don't know why this builder couldn't have done it either. Also, some of the finishes they did put in the house is very builder-grade. Some people are griping about the carpet on their Facebook group that's already ripping from everywhere and aren't getting their carpet replaced or covered by LGI, even though they just moved into their home recently. That's very horrible.
I build homes for a living and when we were doing our walkthrough with Matt, the inspector guy, he tried to cover up some issues with the house, and one of them was my roof. I had a private inspection done on it and they found out that it was installed incorrectly. On the inspection report, Matt came back saying that the roof was built to spec. I replied back to the Realtor and she conveyed to him that if it was built to spec, then they should show me the specs.
LGI never provided anybody in this neighborhood the specs of what's going on in our homes. We're buying our homes not knowing what we're going to get at the final product. All the appliances should have a manual to say the specs of it without having to look for the little sticker that's on every appliance. They told me they've thrown them out. That was stupid. I'm the owner of this home and they threw those that I need to have. That's not good customer service. Matt said that I don't need to have that because it's online. How am I gonna register everything for warranties? Now I have to go around to each appliance and figure out which one has warranty. I need to get up a stepladder to go up to my garage door opener to figure out what kind of thing it is, and I still can't figure it out which one it is ‘cause there is a model number but not a name for it, so I have to do more research to figure that out.
I got another answer from another person and he told me that on phase one in development, somebody had misplaced the manual. They were asking them for it, and they didn't have it, which made sense. But then from that point on, the builder decided to just throw them all away so that they won't have this issue again. So, it's very inconvenient to register for warranties. The other thing I heard from Kathy, my Realtor, was that it was to save paper. Well, I found some of the manuals and before I closed, I put them on to the cabinet on the island, and they were not there. I should have just kept it and put it into my pocket. I hope that they change their company mindset of how they build homes. They're trying to convince people who are in apartments to buy a house but their business model is not a good one. I'm just glad that I have a house.

We are very proud of the systems we have in place and believe that they allow us to provide a simplified buying process and ultimately, more value for the homebuyer. We include upgrades in every home, but our CompleteHome Plus™ package does include some extra features and different finishes. As you mentioned, the spec level is determined by community and we are very clear about which package we are building at each location. We understand the difference in price may seem perplexing, but several factors impact the pricing at each community.
Our homes undergo several third-party inspections during the construction process to ensure they are built to code. We are very surprised to hear about the lack of communication regarding appliance registration and manuals. That is not a typical experience and we appreciate you bringing it to our attention. We take pride in the quality of our homes and we do believe that owning a home is better than renting. We are thankful to make the dream of homeownership come true for families across the country.

There was a lack of communication. I wasn't informed by anyone that the date was moved. I don't know if I would go with LGI Homes again, given the circumstances. It's one of the worst experiences that I had purchasing a home. Also, one of the windows had a leak coming through the wall. Some of the paint jobs were a little bit bad. We also didn’t even know that the backyard is gonna be all dirt. That wasn’t disclosed.

It was an easy process with LGI Hones. The only thing was we lost our salesperson. He moved to Seattle so we didn't have contact for a while. We had to reach out and ask where we were in the process. They gave us his boss, eventually. There was no transition that was smooth of that part but everything else has been great. They've been really helpful. They gave us an idea of how the process was and the time frame of everything. They gave us all the documentation and told us that if we had any questions, to give them a call. It's been a very pleasant experience and we are really enjoying our home. Everything is like the model home that we walked through. We are happy with it.

We had a fairly quick turnaround process. We only had to wait a month and a half as we had just sold our home and we were fine with that. The frame of our LGI home was already up and we were able to see the progress at any time. If we had any questions, the representatives at the Falling Waters location were available to speak with us at any time.
We liked the lot location of the property we chose and how it backed up onto conservation land to where no one could build behind us. We like the fact that it was in a cul-de-sac. Also, we appreciate the fact that it has granite countertops and Whirlpool Appliances. I had a question for the construction supervisor, Stan, last week, and that's three weeks after we closed and he got right back to me.

I had some questions as per the quality of the build and some of the products LGI Homes was using. They weren't upfront with the whole bit about the Whirlpool refrigerator. My wife wanted a bigger refrigerator and we were repeatedly told by the sales reps that after we purchased the house, they could get it swapped out, we'd get 100% of what the value of the fridge is, and we'd just pay the difference for the one that we wanted. But we found out that it’s considered used and they won't accept it as a trade. Now I'm stuck with a fridge that's smaller than the one I wanted and not the one my wife wanted.
The house has got these wonderful LED lights. They look like they should have been can lights and I'm not complaining the fact that they're not can lights but the fact that there's one in the hallway that's now hanging from its wires again. If you step too hard on the ceiling above it, it shakes it loose and it starts dangling by the wires. Now, I got to get on a ladder to put it back up into the ceiling. There's one that's hanging from the ceiling in the kitchen that's getting ready to do the same thing. It's been two weeks since I signed on the house and they still haven't finished some of the things that we pointed out. There are two doorstops that are missing and I have dent in my wall because of that. The house has cheap metal shelves that you can buy at Home Depot. They were saying, “We can't finish your downstairs closet because we don't have any of these wire shelves yet.” My wife went to Home Depot and they're right there on the shelves.
The overall quality of the home is good and LGI was treating us very nicely. But there were some things that were very bad. Unfortunately, they had to fire their construction manager and some of their crews. I could care less what their problem was but they promised me a date and couldn't meet it twice. They said that we'd be in the house no later than October 4th, possibly as soon as September 24th. It was back in August when they promised us this. Then they told us it was gonna have to get pushed back until the 15th of October. The week of closing, they said they were gonna need another week. According to them, the City was giving them the runaround on doing the certificate of occupancy. But having walked through the house during this timeframe, there were a lot of things that weren't completed yet. It would go two weeks where I wouldn't see a person coming to this house.
There were things like split two-by-fours in the wall that aren't load bearing. If I'm buying a brand new house for $300,000, they're gonna give me wood that’s not split. It should be spotless and shouldn't have problems. The crew that tested the water pressure on the tankless water heater left the valve open on the hot side. I work on computers and had piled in a bunch of my used computers below that unit. It started leaking all over my stack of 12 computer towers and 15 laptops, but LGI has offered me nothing.

We initially started, but I was in Texas at the time and did not qualify due to me still being on active duty going on retirement. We waited until I moved to Virginia and was looking at an area. We like the homes better here so we stuck with it. The homes are beautiful. The first one that we were particularly getting had enough space. It got what we needed. When we finalized a home that we chose, we ended up qualifying for a five-bedroom and we love this a lot better. When we did the actual walkthrough, it was a lot better than I anticipated. I like the massive downstairs. It's spacious. The size of the home as well as the location is good. The spacing between the homes is nice too. It's not too far, but it's not too close.
I asked a lot of questions and LGI Homes gave me all the answers that I didn't know I needed. It was really good especially with the 11-month warranty. The walls are a lot denser than I would imagine, but it's really nice. The only thing I'd probably would change is more ceiling fans. But I like the fact that each room is already ceiling fan ready. The rep also explained to us how we can get the air ventilated inside the house, which is a nice cool touch. I'm satisfied.

I almost quit because she quit her job, but then I thought, “We have to continue.” The community is very lovely and right now, everything looks good with the home, except the paint. I'm not happy with it. With a slight flick of your finger, it just comes off and I don’t think it’s gonna be possible LGI can do something about it. There’s no way they can change the paint.

It seemed like there were some pretty consistent miscommunications with LGI. We understood that there would be pushbacks on our move-in date and our closing date. But we don't think we got the 100% truth on some of those pushbacks. Apparently there was some issue with the sewer from the beginning, but we were told it was because of lumber issues, not because they lost our contract with the sewer people. We talked to multiple people in the office, and our Realtor had to get involved for us to get the truth.
We were in a hotel for 40 days and had to pay every dime of it. It was really hard for us to live out of a hotel. We had to get rid of our dogs and take them somewhere else. We spent a lot of money being displaced because they told us we were gonna close on one day but we ended up closing three months later than we were supposed to. When we contacted them about it, trying to get information on what’s going on, we talked to the site manager and he was extremely rude. He pretty much told us that we were not telling the truth.
We had a whole argument with them and our Realtor about how we were trying to figure out what was going on. When our Realtor asked if we could get any type of compensation at all, he told us that that was not his problem and there were many other people displaced, including himself, and that they couldn’t provide payment for everybody. But we like the home that was why we ended up sticking with it. There were little things we had to get fixed right off the bat that the seller took care of that day for us. It’s a really nice home.

Bought a home in The Augusta Woods development in Villa Rica, GA. I Brought the home and during the walk through I seen a hole in my basement, I ask the construction manager will the hole be sealed, he told me it was capped off and sealed. No it was not. Placed a service request to repair and seal with hydraulic cement. No one never showed up, now mold is growing in my basement and this was a home purchased with a Veteran Affairs loan. Builder has yet to repair. I guess I will have to get VA involved. Gave them almost a year. 12 Dec 2021 is when warranty runs out. No type of customer service whatsoever.

We didn't have credit history here in the US but LGI Homes gave us a chance. They run through our Canadian credit history with loanDepot. We're happy with the place. There are some things that need to be finished, but we’re all good. Quality-wise, it’s a great build. However, there were some changes or customizations that we wanted to do and it should have saved us more money but the builders didn't want to do it.

The home was a good price. I wish LGI Homes leveled out the backyard a little better. I would have also liked it to have all the appliances included, like the washer and dryer. And if they could have had someone come in and do a cleaning after the tradesmen were done because we found a lot of leftover stuff in the shower. Other than that, it's great.

LGI was so easy and convenient. They were very welcoming and friendly. We bought the home in March and it just got done being built in October. So it was seven months but they kept me updated. The person who helped me in the beginning stuck out until the very end. It was very nice to have that one person throughout the whole process.
There was a few complications that I didn't notice while we were doing the walkthrough like a scratch on the floor and the tile that is chipped. Have someone there to help you when making a purchase. I did it alone so it was kinda hard.

I worked with a guy named Brandon. There were delays with everything as far as trying to build with COVID. But Brandon kept me informed throughout the whole process and that was really nice. Our original closing date was July 17 and I closed on October 15. I ran into some things in my home but it was normal in a new house. LGI was really on top of things when I call to have something fixed or when something’s going wrong.

Ryan homes was giving me a 1900 square foot house for 350 but LGI was giving 1800 square feet for 315. There was a $35,000 difference which was huge. I loved the home buying process. The loan officer was very friendly and they proactively work and make me provide whatever they need. He really helped me out and was always there whenever I needed. I comfortably worked with them. The process was very smooth.
The quality of the home was satisfactory. When I moved to the house, the carpet was too rough and I didn't like the paint. But overall, I really love the house. It's very comfortable compared to Ryan's. I'm glad I found LGI. Otherwise, I would have to go with the $350,000 house, which is not affordable to me.

I really like the open floor plan that LGI has for all the homes. The purchase process was good. Towards the end of the signing, there was a bit of miscommunication but everything ended well and I got the keys to my house. I was pretty satisfied with my home. LGI makes me feel like I"m coming home to them because they're providing me with my home. They don't make me feel like a customer. They make me feel like family or a friend and I really liked that about them.

LGI Homes was good to work with. If I had questions, they were always willing to answer or get the answer. The rep's personality was great and he kept me up to date on things. In regards to carpet in the living room though, I was gonna see if I could have hardwood like the rest of the kitchen and I’d pay a charge, but I was told that some things are standard and they couldn’t accommodate it.
Nothing is going to be perfect on a new build, but there are two things I don’t like with the house. That little piece of slab in the back is just a square. It either needs to be bigger or don’t put it there at all. Also, it would be good to have a tub in the master bedroom instead of that side bedroom. Other than that, everything else was good.

The first time when I was at LGI Homes, a saleslady named Ashley toured me the houses. It was very good, and I understood every situation. The house model is moderate and that attracted me, so I made the decision. The purchase process was very easy and understandable, and it took seven months from the beginning to the end. I got the house in February and I’m very happy about what I have. I already sent a lot of people to LGI, all friends and family and whoever came to visit to my house, ‘cause they like it. Everybody was excited. It’s a new moderate house with open kitchens, nice ovens and a two-car garage. It’s very nice.

On paperwork, everything went well. The home is decent as well, but we didn’t like the paint inside. We had something stuck on the wall, wiped it, then saw through the Sheetrock already. The paint is really thin, so we’ll paint it over again. Also, LGI Homes only poured a little concrete for the patio in the back and left it like that. They don’t pour, usually, 12 feet x 12 feet, but they give you 18 x 18 inches, which is just enough for the city requirement. Other than that, everything looks all right and we liked how the layout is, the kitchens. They did a good job on it.

It was our first home purchase. We went through little stumbles and it wasn't the smoothest experience, but it wasn't horrible either. After waiting for the house for so long and being told one thing, some stuff I understand was out of control. But some stuff could have been communicated better. One of the problems that I had was getting someone to respond to me. I had to contact them to really talk to me. LGI was okay. It was their preferred lender that they went through. I would call and I would email but I would not get a response. I would have some questions. Then I was told, "This person's gonna take your case over." After she took it over, she was really good about always responding to me.
It was a really long process getting the house. Some of it was because of the real estate issues and some stuff they’ve been having, getting parts. Also, sometimes the loan paperwork didn't show accurate information to what they were telling me. But in the end, it worked out well. For a new house, it's expensive for this area that we're in. This area is not one of the nicer well-off areas. You expect houses will be cheaper over here, but they really weren't.
They also don't build houses to customize what you want. What you see is what you get. Some of the quality isn't that good. I felt really rushed when I did the walkthrough. Some of the craftsmanship, as we looked at when we walked in, even a few days later, we had to go back and say, "Can they touch up this? Can they fix this?" I would see things wrong, but I didn't see them during the walkthrough. One of the things we have is a garage and it’s unfinished. I understand it's unfinished. It's not gonna be nice to be painted. But it shouldn't have marks and holes like someone just got a hammer and hit into the wall. It's not built as well as I've seen some other houses or as well as I expected. It's not as bad as I've seen some, but it's not necessarily as well as it will be either.
I didn't think it was also very big either, for the size. Everything was small. The one thing I didn't like about it, too is when we purchased our house, it was down from the ground. We knew the house what's gonna look like. We saw a model of the home. But when we saw the yard, I thought the yard was gonna be bigger. I also wish some of the bedrooms were bigger. I would definitely tell someone who's looking to buy LGI to definitely look at it and look for these things.

I'm not too impressed with the customer service of LGI. The whole experience needs to have more customer service. They're not bad before you’ve moved in, but once I've moved in and things need to be fixed and changed, I don't get much response. I'd get a response from Adam, the rep I worked with, but I haven't gotten solutions to a lot of my issues with the home.
The build of the house is mediocre. The fixtures they used are not the best fixtures. They're cheap. Everything's minimal on the inside of the house. I just spent thousands of dollars on putting storage in this house. There's no storage. There's minimal cabinetry and the cabinetry I have, some of it is broken right now. Things were originally broken when I moved in. They told me before that, “We do all these inspections before you get here.” But my home was not construction-cleaned when I got here all the way across the country, from California to Florida. Things never worked right, like the garbage disposal and the cabinet. I put these things into their system and I've gotten two responses in regards to the door people who hung the doors. They've come to fix that part. A plumber came, but he said, “The garbage disposal is broken.” Since I've been here, he's come here twice. He needs to come back a third time.

LGI Homes was cheaper than other homebuilders and with them, I got a good lot. Plus, they did not ask me to pay upfront. So once my home is ready, I needed to pay the down payment one month before. I worked with Alexi and whenever I called him, he was soon to response. Whatever was my query, he was promptly willing to help me during office hours and off hours. As of now, I have some issues here and there. I've seen some nail marks in the windows and in the roof. The bathroom is not great and I‘ve seen some water marks here and there. But other than that, I got quiet neighbors so living is good.

I had a wonderful experience with LGI Homes. Everything fell into place beautifully. I was impressed with the rep's personality. He didn't lie to me. I felt very comfortable working with him. I like the house that we have. It's comfortable, quiet and nice. There were things that needed to be fixed and they fixed them right away.

Chris, our LGI Homes rep, was really good and on time. He answered all our questions and was really patient with us. He returned calls quickly and he knew what he was doing. But we were supposed to get the home a little earlier than the closing date that we had. It closed on September 15th but it was promised some time before that and they were giving reasons of the bricks not being there as the cause of the delay. Other than that, the quality of the house is not at the higher end but it's a reflection of the price we paid. But it's an investment home and all we want is somebody who can rent it. That area is going for a good rent and Dallas is booming up, so it's a good place to invest.

LGI was very shifty. I bought four homes and they told me that I had to go out of contract on one of them. Nothing was gonna change. But X number of months later, something changed and they ended up charging me $70,000 extra. LGI's work is also very poor. I'm an appraiser and I've done stuff for every builder out there. There's almost nobody who doesn't even put a doorbell in, let alone a 3x3 patio. I have one home that's over three months old and I still can't get people to come out and fix the repairs from the time the home was brand new. Customer service is really poor. All in all, LGI has very nice people at the front. The person I worked with was such. But LGI ripped me off and it cost me almost $300,000 between my four homes. They messed badly.

We chose LGI because we couldn't buy a non-new construction home. We liked working with our rep, Kevin. Everything was good and the process took seven months-ish. The quality of our home seems good so far and we like our community. There are also quick turnaround times on the tickets that we put in with the rep Rob. He's on top of the tickets.

The home that I wanted was 1,500 square feet. Then LGI Homes gave me the 1,300. When I realized it wasn't the square footage, it was a little too late. LGI was great. I just wish I would have had the one that I wanted. As far as the build, the walls are really cheap. I'm trying to put a curtain on it and the nails will keep going right through. Everything else is fine. I don't really care for the yard because they didn't smooth it out. It's on a hill. So, I'm losing 20 feet of property on fencing in. They should have told us that before we bought the house.

One of my friend-neighbors told me that in Austin, the only possibility of investors’ availability is through LGI. We contacted them and one of our known Realtors went there, and we made a deposit. LGI was supposed to deliver on September 10th but they moved the delivery three times. Finally, they closed it on September 24th. At the beginning, the rep gave me one lot but after 10 days, they found that the best lot was sold by another agent prior to our rep committing to that one. They worked for a while and finally figured another lot available and they assigned it to me. I didn’t want that one but they worked it out and gave it to me.
The communication was the problem and not the delay. They knew the date was getting delayed but they did not inform me until I called them, which was a bad thing. If I was the sales agent and if I was closing on the 10th, but on the 7th, I knew that the 10th was not going to work and we are going to 20th, I will call my customer right away on the same day or at least on the 8th, saying that we're not going to close. But the guy did not do that. I called and told him that this was not the way I expected and he said he would do better.
On the next move, he also couldn't make it in the right time and he couldn't call it. But all other things, he was explaining to me correctly. I asked him to give me a picture of the water meter and he did after the closing. He did everything except for when the closing was getting postponed. I don't know whether it was the problem with the rep or if LGI didn't have the correct schedule to deliver because of all other things going on. Still, our rep was very attentive to the details and whenever I called, he was making time and answering me. So, I was happy with him. If I had questions, I would ask LGI and either they would answer right away or get back with the details I needed. Based on my Realtor walkthrough, the build is good. It looks like the construction manager has prior experience with the Paul Brothers and his construction quality is good.
One thing I didn't like was LoanDepot. I didn't feel comfortable with the loan officer working with me. At the very beginning, when she was supposed to do the pre-approval, she did the entire loan processing and it was as if we were closing the loan. So, we had to give a whole bunch of documentation. I closed two townhomes last year and it was a totally different experience. Also, LoanDepot would send a request saying that everything needed to be done at 5:00pm the next day but when I send an email request, they wouldn't even respond.
I respect their time because their time is important for them. They are working on a time and they have to go back to their normal life after their work hours. I expect the same thing from them to give me the respect to my time too because I also need to work and I need to pay them. It's mutual. I can't say that my time is more valuable than their time. It doesn't matter how much they make or how much I make. If somebody makes 100per hour and somebody makes $20 per hour, that's different, but hour is hour.

There are some things that LGI Homes really cut corners on but for the most part, we're happy. Kathy was amazing. We don't have anything bad to say about her. She's been an asset. We love her. We've been in my home since the 18th of September. I like the neighborhood. I like the community. We like everybody here.

Everything went good with LGI. The consultant was great and very helpful. There are some things that need to be worked on our new home such as the carpet, an AC in one of the rooms that's not working and the flooring. Since we moved in, we did notify them about the carpet, but no one has come by. So we're just waiting on that. I haven't notified them about the flooring or the AC in one room. I'm just gonna see if I could call them next week to see if they could come in.

From the beginning, our LGI Homes rep was very excellent. Any documents she asked for, we gave it to her and she went with along well. Sometimes I’d tell her, "I'm so frustrated because of the process." She would say, "You guys should not worry. Everything will be fine." I asked lot of questions like, "How's the process?" She would tell me, "Hey, it's gonna take five months or six months." She was right. It was not like she was lying to me. She said, "You guys will be moving pretty soon. Just keep you finger crossed." It happened. I'm very satisfied. The home is nice. My wife loves it. My kids like it. Everybody's happy. It's a quality home.

LGI Homes had the best bang for the buck. They covered the closing cost and the cost of third party inspections. And the houses look good. I was impressed with their transparency and the communication. It was always there. Overall, the build of the home that I got is very good. There are some finishings that need to be addressed. In our guest bedroom, you can see the seams on the filling on the drywall and the tiles that they used. But there’s nothing that’s not structurally sound. It's just aesthetic-wise.
We also pointed a few things out once we had moved in and our realtor did as well, and those had been taken care of. They fixed the problem with the linoleum that was pointed out before we moved in and one of the paint splashes. But for the other items in the list we gave, they told us to put it in the warranty instead of coming out and do it, which I felt was a bit rude when I was trying to give them a chance to come and fix it before we had to go the route of warranty and getting other people involved. But other than that, I don't really have many issues with the overall build of the house. I'm happy with the amenities, too. We got granite countertops, and our stove and dishwasher are really nice. The microwave’s really nice as well but we replaced the refrigerator they had in there because it just wasn't big enough for the size of our family.
Then, the sod that was placed on the side of our house looked like they rushed to do it. It really wasn't set the best and really wasn't set level. And the sod was not seamed and wasn't connected. There are still parts of my front yard you can walk through and even though it's rooting down and growing, you can still see that it was an individual sheet of sod. And in our backyard, there was little to no rock removal that was apparent to me. I'm still finding rocks and it's costing me more money now to get people out there to put grass down there because they're having to do so much maintenance to it as far as the rocks. And my brother who worked with my realtor while we were still in transit here was assured by the contractor that the rocks would be removed but they were never removed.

I liked the layouts better at LGI Homes than at other companies. So, I got to their office and spoke with a woman. She was telling me about the community and what was around the area of the particular development here. It really intrigued me and I liked it. She walked me through the process, I picked a lot, and that was when the financial started. She asked me if I already have a layout in my mind or did I need to see them. But I already had it in mind because I had looked on it online and that made our time easier. She was very personable and very helpful.
I was expecting to work with her from there throughout, but when I got there the next time, I was introduced to Dan and he had been an absolute pleasure. Every week, he’d send me an update of what was going on in my house. He sent pictures so that I have them and I can make a collage of the whole process. I could see it from start to finish, which I really appreciated. He was going to make the memory process a lot easier and it was amazing. I'm very grateful and if anyone wants to purchase from LGI, I'd tell them to work with him.
I have a three-bedroom home and the build is great. I haven't noticed any major problems structurally or otherwise. I’m very satisfied with the amenities, too. I thought there was a little hiccup, but it turned out someone made an error, which was normal. Everything’s not going to be 100%. As for the community, the block that I'm on is very quiet and everybody seems really nice.

LGI is one of the few builders that are offering for investors. So, I bought two homes for investment purposes. I also liked the price point, location, and everything about it. But earlier, they were on the lower end in terms of the price tag then recently, they're on par with other popular builders. Other than that, there are no sprinkler systems in the homes and if they could provide that, it would help the homeowners a lot, because if we have to put that after the home installation, it's going to cost much more than the initial installation since we have to dig the soil and put it back. It's not easy.
And at least if it was me or any of my friends, we are ready to pay that amount. It's not like we are asking for the same price. But even if the price is increased, customers are willing to pay that price upfront rather than spending extra at a later time, because that will go into the loan anyways. So, getting a loan for the sprinkler system is really hard and it will help me make my decision even faster to buy LGI if the sprinkler system is included. Besides that, they have a great product and it's very competitively priced in this market. And comparatively, they provide good customer service.
For my first home, the experience, even for closing, was really good. They said that for the closing date, I could close on or before a certain date. But for that home got delayed by three months, so they couldn’t close it on time. But I was in no rush. For the second one, I had to buy that with cash, which was new to me. And I don't know if that is something LGI do very often, but the whole sales process was not smooth. Since it was a cash buy, they said the closing date was on end of that month. And when I was signing that with my agent, I asked her if we could extend for a week if I run into some issues and I was told that they could work that out. But once I signed the contract and I put my earnest money of $10,000, they came back after two weeks and told me that the house was ready and that I had to close it on the following week. I was expecting that and they didn't give me any wiggle room.
That was a bit disappointing to treat a customer like that because in the first place, I patiently waited for three months for my first purchase. They could have told that nicely or in a way where they let me know they'd do their best. So, I had to do whatever I had to do to close the house. But this experience will not stop me from buying from LGI again. I learned my lesson and because of the LGI competitiveness in regards to the pricing, I'll buy if I get an opportunity. But now, I know what I'm getting into and act accordingly.

The purchasing went great. There are just some things with irrigation and ruining our fences because there's standing water that none of us are happy about. The greenbelt behind our house, it's all dirt. The people came out and dug it up, so there's about a foot of dirt right outside my fence line. Then in the space between where the dirt is and the fence line is, there's water for everybody's irrigation that is just pooling and sitting at my fence line and if we get a couple of good storms, all of that dirt that is standing underneath my fence, that's exposed, is gonna wash away. So, not only is my fence not warrantied and it's getting damaged, but there's chances that washing away the dirt under here, I'm gonna have a fence that's standing in the air doing no good.
LGI has been contacted multiple times about it from multiple residents and from what I heard from the board meetings or the meetings that they had and what people are posting, they're not gonna resolve it. Right now, I wouldn't recommend them, not until I get this stuff addressed and fixed, instead of passing off the blame and not taking care of it, because we're gonna have to replace our fence already. With the damage that it's doing on it, this fence isn't even gonna last a year.

The LGI rep during the purchase was nice and very knowledgeable about the property that we looked at. Whenever we had questions, she answered them to the fullest of her capability. However, from looking at other style houses, for what we're paying for it, I think it could be a little bit better and a little bit more as far as the house. It didn't really come with a lot of things. Other than that, it's a nice house for what we purchased.

The LGI rep during the purchase was very knowledgeable and helpful. The community is a good neighborhood. I would have preferred a better quality, though. There were a couple of things that happened as I was moving in. A tree in the backyard was dead and I was told it couldn't be replaced. There are a lot of foundation issues that I've mentioned even at closing that haven't been repaired yet.

The construction of the LGI Homes could have been improved a little bit. They're not providing very simple things, like double rod hangers in the bathrooms and the privacy knobs in the bathrooms and bedrooms. In some cases, they are not providing the sprinklers and the gutters, too. So, it will be nice if they can provide all these. One more thing is they're paying only 2% to the Realtor. I never heard people can pay less than 3%. I know other builders everywhere pay minimum of 3% to the Realtor commission. They could improve by paying back 3% instead of 2% to the Realtor commission. But, their customer service warranty is very good. They're responsive, they're working on the cases, they're responding and they keep tracking the issues if you have any.
I'm also trying to buy another property from LGI. The one I bought was simple, but the second one I'm looking at, that's getting very complex. They kept calling me and they took my check in advance since March 2021. A month back, they invited and were accepting only cash-based people, to book only by cash. If I said I don't have cash, then I have to still wait in line. So, I'm still waiting. I have not been called to sign a contract. I don't know why they're doing that.

I never got the builder package from LGI at the time of the closing, when I was supposed to be getting it. Then, a few other things which had to be done during the walkthrough had still not been done, like there was a glass that had to be replaced, which was cracked up. Also, something about the patio, which had to be fixed. That hasn't been done yet and I closed more than two weeks ago. It'd be nice if all these were taken care of at the time of the closing. The other thing is about the HOA. I just called them today and the property has still not been listed. So, I don't know how I have to pay. The lady told me to wait for a week more until the property was registered.

I was pretty comfortable working with LGI Homes. It was a good experience. Chad, our rep, was very good. The quality of our new home is good. It's very basic. There are no frills. There are no upgrades. I did not like that they didn't allow you to change or upgrade one thing. But other than that, the process was good. They were very helpful. They took us on a step-by-step from the dirt to the full complete build. Every process was sent to us, which is good. We saw it online. We couldn't get out here. We were getting pictures every step of the way. I would talk to other people about LGI, especially first-time homebuyers.

I liked the design of my home from LGI. I liked the look. I like the price and the floor plan. It was a good experience. I was comfortable with the process. It wasn't very difficult. The people at LGI were always helpful. They're with me from the day I went in. They kept in contact with me. They made everything work as smooth as possible. Even to this day, I can call them and they'll just talk to me and help me out.
