I purchased my home over a year ago. The overall experience was not a pleasant one, my salesman needed to refine his listening skills. They use the used car salesman approach (the sense of urgency). I decided to purchase because I really did fall in love with the house. The homes come with a warranty (good luck getting them to follow through on that and you will need to use that warranty), they are very basic, no pride in the build or finish, claim to have upgrades (i.e., custom cabinetry just means they put them together). The house will never see an increase in value, the neighborhood will eventually go down the drain.
They say they don't sell to investors. Even provide a flyer with that on it, but when they will, remaining homes will be sold to the rental company and they do it without the HOA being made aware of. My observation - they prey on renters, never really explaining what they are getting, never explain the HOA, the salesman only cares about their commission, the company about their profits. They do not stand behind the BS core values. They go over. If you do go look at an LGI home take a realtor with you, won't cost you a thing. If you can get financing with LGI then you will with Smith Douglas.
Conscious Buyer, we are sorry to hear that you had a less than positive experience. We are confident that our sales process provides future LGI homeowners with thorough and accurate information to make the best decision for their family. We don’t prey on renters we educate all potential homeowners on the benefits of owning compared to renting. LGI Homes has successfully helped 30,000 families achieve the dream of homeownership. Our core values are an important part of our company culture that we take pride in and uphold. Furthermore, realtors are always welcome in your appointment. We wish you the best and many years of happiness in your LGI Home.

I purchased a home from LGI as a rental property. I'm out-of-state so I was dealing with the rep over the phone. At that time, it was fine, but I was unable to get ahold of anybody after that. After my tenant moved in, there was something that came up with the fence. I tried to reach back out to him, but I guess they had packed up and shut down the sales office as of a couple of months later and there was no forwarding. So, I sent emails off to the 2 people I dealt with in the sales office. They both bounced. I thought that was pretty poor customer service. Employees come and go, but if I reach out to the last guy or gal I talked to there, somebody else should pick it up.
The only other thing is (I don’t know this to be 100% true, I just know this from my tenant) they actually had a number of unsold properties in the development which they’ve been turned into rentals. To me, that’s not a great outcome for the development. I own a property and I'm renting it out, but when I'm going in and buying from the builder, I want the builder to sell all their inventory. It was like they gave up on the sales process, so they were just trying to bounce onto rentals, closed up their sales office and left. I bought new construction from Lennar, DR Horton, Dream Finders and others, and I've never seen that prior to dealing with them. This is the first time I've dealt with LGI and maybe that’s their standard practice, so shame on me for not asking more about it upfront, but I have a feeling that’s gonna impact the resale value in the future in this development.

I wanted to own a new home as far as the warranty was concerned and went with LGI because of the benefits that they offered as well as price point. Their rep, Perry, was knowledgeable and kept us up-to-date with the process in terms of how things were moving and we were satisfied overall. Aside from going to the office, I had a personal cell phone number. So, if I ever had a question about anything, I could either call them or the sales office was very close in proximity to the old home, so I could just drive by as well. There were things that they had to come back for and fix, just the normal things of purchasing a new home. But, overall, the process went really well. I was satisfied with the home. It's extremely clean and quite.

A new build by LGI Homes made it affordable for me to move in but there was a lot of bad news too. We pulled up some of the plants, and we pulled up big bricks underneath them. Those were bricks that the house was built with. The brick cuttings and everything that was done on the ground was left and covered up with grass and dirt. Plants were planted on top of them instead of cleaning it up. You can’t even take a lawn mower back there to mow because of all the big rocks that shoot up against the house. The Sheetrock was pushed out in several places. I was told that it was supposed to be fixed within a year. Also, the attic doesn’t have stairs. If anybody has to work, they have to bring their own ladder and go upstairs and get in the attic. There’s all that extra room up in the attic and it’s gonna cost me $400 to $600 to have a built-in attic ladder put in to my house.
There is a little bitty hole in the ceiling with a piece of plywood covering the attic up and all the water pipes are up there because the laundry room is built on the second floor. We have holes in the ceiling where water dropped out from the washing machine into the dining room. We had to put buckets underneath it. LGI Homes brought somebody out here to fix that, but they still haven’t fixed the holes and you can see the buckles in the wall where the Sheetrock and the studs are together. You could tell by looking at the Sheetrock that it’s not a smooth surface. I call LGI when I have a problem and the reps try to help me as much as they can but the quality of the build is crappy and I’ve only got one year to get it fixed.
Chester, Congratulations on the purchase of your new LGI home. Many buyers such as yourself recognize that we do take pride in affordable, quality built homes. We are glad to hear you are customizing your new home and we wish you many years of happiness as you make it your own.

This is our first brand new home that we bought and the only process we did with LGI was look at a few of the homes that would probably be in our budget. Today, we wish we would have went with a different home property-wise but this was like the 10th house that we looked at between LGI and other home builders and we fell in love with this one. It was exactly what my husband and I talked about for a while of what we wanted in our home. We have adult children so we didn't need a lot of bedrooms. We just needed 3, but we wanted our master bedroom the biggest room with our bathroom. When we got into this home, we saw all the appliances were involved with the house. We fell in love with the master bedroom because it was the biggest one we've seen than the other homes that we looked at. We like the floor plan and it being open.
LGI's customer service was really good especially the people that brought us around into the homes and showed us. I just wish sometimes that they would have given us a bit more time to make a decision because we thought our backyard was bigger than what it actually is. Also, going through the loan process was a little stress for us. When we were getting ready to sign our names, the loan officer was very hard to get ahold of. If she wanted an answer, she would be calling us 24/7. But when we needed an answer, she wouldn't call us back until like a week later. That's the only setback that my husband and I had about buying this home.

We liked the area that we purchased the home in. The price was a consideration, too. The agent was nice and pleasant to work with, but she didn't really give us all of the information that we felt we needed at the time. There were a few things like landscaping, irrigation systems, etc. that I wish I would have known before. There are also some things that could be improved. The interior paint quality is very low. It wipes off with just a damp cloth. But we’ve had pretty good luck getting in contact with LGI. We have had a couple of issues that came up after the purchase, and they were pretty prompt in getting back to us.

I was looking for a house and found that LGI home had just came back on the market. It was within the area of the town I was looking for, and then it was brand new and already finished. However, they dropped the ball just because I was working with a sales consultant. Because this neighborhood was finished, he went to another neighborhood, and so I kinda had to follow up with them. But one of the managers ended up jumping on my case and she was very helpful in the end.
It happened so fast. I literally bought a house in two weeks. It was just the closing time, so I was thinking where I was gonna close on one day, but then no one got back to me and said, “Oh no, you didn’t close." It was the last day of the month. But we can’t close in the last day of the month. No one told me that, so it was some miscommunication. But any problems that I had, they came out right away and fixed any issues right away.
But some of my baseboards look like they have water damage. So, it just seemed like maybe it was built a little too fast. Nothing was installed. My dishwasher and fridge weren’t hooked up. It ended up flooding the first day when I was doing my walkthrough, because when they were doing the plumbing, they forgot to remove something out of the pipe. And I don’t know if it’s because I didn't buy it from the beginning, but I wasn’t able to change anything. Like, for example, there's hardwood in the door and then there's like a little carpet and then the rest of the downstairs is all hardwood. I would just prefer to have it all carpet. I don’t know if that’s just because the house was built for someone else and completed and then I kinda just came in because their financials didn't go through.
Alicia, we are happy to hear we were able to get you into your new home quickly and efficiently. Thank you for bringing the communication issue to our attention. We do pride ourselves on providing exceptional customer service. Congratulations on the purchase of your new LGI Home! We wish you the best and many years of happiness in your LGI Home.

Everybody in LGI Homes was courteous and the attention to detail was very good. I got a new build as everything is brand-new such as the appliances, air conditioner and water heater. I didn't want a dated house and I didn’t even know how old the appliances were. We had seen a couple of homes previously, but then, a family friend introduced me to a guy named Rafael, who was with LGI Homes. I like the neighborhood altogether and it's in my daughter’s school district, which was one of the main reasons why I bought this house.
When the consultant and I first met, she told me ahead of time and broke down everything about what the home was gonna cost, the inspections and everything that was to be anticipated financially. It helped me to save enough money to cover any inspections that might arise in getting a home. The way that the house was made was very smart and there were features that surprised me such as the outside spigot. When you turn the water on, the water comes out and when you turn the water off, it’s an auto siphon to where it sucks the water back up to where you don’t waste the water that’s in the hose. That and a lot of other things have popped up. How the outside was made from concrete-infused siding to where it’s less-flammable, it was just a lot of thought that went into this house that made me confident on purchasing it. LGI Homes knocked it out of the park and I am completely 100% satisfied.

Please stay away from LGI company, they're are doing very well to sell you the house and after sales if you have any problems you will be suffering forever. I bought a new house in Princeton, our sales manager was great however before closing we noticed our grass was died and we complained about that. They advised it’s a new house and it’s a baby grass, and now after 4 months we submitted a claim with the company. They sent a construction manager. His is name is Cole, very very rude person and he said it’s not covered. In addition they built microwave vent to be open out the house so everyday we have tones of flyers inside the house and he said, "I cannot do anything with it."
Mary, thank you for choosing LGI Homes. We are sorry to hear that you’re not completely satisfied with your new home. We stand by our product and our processes and wanted to point out that landscape is not warrantable; this information can be located in the purchase agreement you signed. We wish you nothing but happiness in your new home for years to come.

This was my first time buying a home, and the path to home ownership wasn’t easy. I’m selling my LGI home not because there’s issues with my home because my house is in excellent condition. I’m extremely content with the way it is built. But I’m in a home loan that is terrible. My original bank sold my loan to another bank, my mortgage went up about $500. I’m severely in debt because my ENTIRE paycheck goes towards my loan. I’m unable to get out of for another 8 years as it’s a 10 year loan. LGI tells you that you don’t need a realtor, they have you covered. You don’t need a bank, they have you covered.
Please obtain a realtor you got to pay that 6% commission anyways to their people. Find your own bank lender and study the different type of home loans available. I liked my house but several of my neighbors don’t. Be weary of a place who ask you for a pre-approval before viewing a home. What if you really aren’t in it but you have gone through the credit process? Finally just don’t be in a rush, take your time! I’m a first time home buyer, I wished someone told me that. I hope this review helps other first time home buyers. I have an excellent realtor now. I’m selling. I luckily am in a seller's market but I wouldn’t recommend this company to anyone I know.

I bought a house with LGI Homes and everything went smoothly. I had had a lot of problems with my other home. A lot of bad things were happening there, like floods, and I always had to call the insurance company. I didn't wanna go through that anymore. My realtor took me to LGI Homes and I was very comfortable working with Brook, my home consultant. She cares about her clients. I'm also glad it was Wynn that built my house. We're kinda not hearing too good about LGI. I have some cracks and there are some walls with molding that is crooked. But other than that, the house is built well.
However, there was a storm before I bought this house and a tree went down. The whole root ball is up. There is 5 feet of a root ball and LGI did not take it away. They should have. It was before I signed the paper and I didn't think they weren't gonna do it or I would have brought it up. I trust people are gonna do the right thing. Now, there's a big hole in the ground. Snakes and bees could make a nest in there. I could go out there and get hurt. I could fall in it. So it really should be addressed.
I also assume there is something in the home. Since I've been here, I've had dark rings under my eyes, like an old person, and I can't get rid of them. I've been to three doctors and I was told it was my iron but I checked my iron and everything was okay. On the other hand, the community is very nice. There are some people who are letting their property go to hell. They're not tidying their lawns and the weeds are growing over. But that's to be expected. There are also some people who have such beautiful homes. They all take care of their property real nicely. Everybody in my block is great.

I was driving, going home, and I saw the billboards of LGI Homes right there on Lamb and Lake Mead. I told my parents that we should check them out because it says zero down and we did. We used to rent, so our money was just going to waste. I told my parents that we should get a new house and we chose a newer home. It was almost the same price as an old home. The rep, Madina, was good and she convinced us. She tried her best to help us to get the house. She was nice and respectful. However, there were some parts that LGI missed and our door is creaking now. But the home community is a good place to live and it’s calm. LGI has a good price on the houses. We put one of my uncles in there and he got his house.
Rodrigo, Congratulations on making the transition from renting to homeownership. We are happy that your New Home Consultant, Madina, took her time and ensured you were comfortable with the purchase of your new home. You and your parents realized an important factor in the search for a new home; buying a resale home may cost more for repairs and maintenance in the future. We are happy to hear that you are enjoying the community and we wish you and your family happiness for many years to come!

I just got done dealing with them in the Bear Creek development. The guy was as pushy as a used car salesman. And they make it next to impossible to use anyone but their lender. I was already approved through underwriting but still that was not good enough. So if anyone decides to go with them. I wish you the best of luck.

The process of buying the house was great! Everything went so smooth, our agent was great! Then we moved in and needed to submit our first warranty claim and the first “deadline” came and went without contact, put it in again just in case we did it wrong the first time. And again no one contacted us about this. We ask our agent and get stories. Honestly it’s a simple fix, but we shouldn’t have to pay to get it fixed ourselves that’s what the warranty is for.

Updated on 06/08/2019: So when I left this review they responded publicly saying I could simply call the senior manager and work it out. First, I have spoken to their management many times and they never offered any resolution at all. Secondly, they replied to my review as if they are willing to consider a resolution and they simply are not. I'd also like to say that the lady that lives across the street from my new home had the EXACT thing happen to her. They took her money, pushed the date, and refused to return her money. I am leaving this review because it simply is not honest for them to represent a willingness to return my money online when in real life, they are not.
Original Review: I gave $1000 in September to hold a property until January. In January LGI said, "We're sorry. It won't be ready until February." Then in Feb they told me it would be March. Then in March they said it will be April or May. After they pushed it off FOUR months, I ask for my $1000 back because I did not have until May...after all our agreement was January! They refused to give me my $1000 back even though they broke our agreement SEVERAL times. Do not give these people your money!! It was plain and simple robbery!!
Tabitha, We are sorry to hear that you’re unable to complete the purchase of your LGI home at this time. Pushing back deadlines is not typical, and we apologize for any inconveniences this may have caused you. It is regrettable to see a valued customer such as yourself expressing a negative experience. If you would like to continue this discussion and speak to local senior management to review the terms of the agreement, we are happy to arrange this for you. Wishing you all the best in your journey towards homeownership.

We went with LGI because of the loan option for the first-time home buyer. However, the gal who was trying to get us our loan did not get us the loan and said that we needed far too much money. Yet that was definitely not the case and if anything, we were too low for it. So, we went to an outside lender and that lender got us the loan with no problem. Then we went back to LGI Homes and wanted our fees waived because they were supposed to have paid for all that, but that didn't happen. The lender said that LGI was gonna refund us a particular amount of money and even our sales guy said, "Yeah, this isn't correct." But there was really nothing done about it. LGI was pretty much no help and their loan person was not doing her job correctly. It was a huge error. And that was a decision that changes a person's life. If I just went with her "No," and not have gotten the house, then I would be simply renting an apartment right now.
We've been in the home for barely over a month now and the very bad experience is continuing. Structurally, the home is solid and good. But cosmetically, there are several things wrong with it. I get that that happens. I work for a sub-contractor and I know that ** work is just done. On the day we closed things, they said that they will fix the things that are blatantly obvious. However, we signed something where any stucco, paint, or anything like that was basically our problem. And I get it if there was paint dings from us when we moved in, but the base work has nicks kicking out of it and then painted over with two different tones of paint on the wall. Those are things that we didn't do to the home but we're now responsible for. Also, the things they were gonna fix are just screwed on now.
Alexis, We are happy to hear that you are no longer renting an apartment and are now experiencing the joy of homeownership. It is our goal to provide everyone with a hassle-free experience throughout the home buying process which is why we have partnered with select lenders across the nation to provide our buyers with the best possible service. We liked what we saw at LGI Homes and the process went really smoothly. Although we were supposed to meet one person who apparently had to go out of town at the last minute, we were pushed over to somebody else and he was great. He took the time to answer our questions, focusing on paper. And then we went and looked at a couple of houses. My husband and I made our decision that same day. If I had to suggest somewhere to go for anybody else who's looking to buy a house, I would definitely recommend LGI. We have not yet completed our first month but so far, the quality of the build has been really great. I am loving the neighborhood as well. It is beautiful and huge. There’s also a lot of really nice next-door neighbors. Everybody that we’ve met so far seems really friendly. The park is beautiful too.

We liked the consistent communication of Chelsea, LGI's rep. She was very knowledgeable and she explained everything. Still, communication once the file was in underwriting process could have been improved. They send me communication every day with different conditions when they could have just come to me all at once. While our LGI home is okay, our AC has already gone out and we have a leak in our roof. Despite these issues, LGI came out and fixed them. Life has been good since living in our new home.

Compared to other companies, LGI Homes responded faster to my questions and the rep had answers to all the questions that I posted so I felt confident dealing with him. He was knowledgeable plus I could reach him pretty quickly, either by a call, an email or a text. He also always had a response in due time. The purchase process was seamless too. Everything went fast and it was simply an excellent process.
I’ve had a little concern because I’ve had a couple of leakages. There was a leakage in my garage but it was then fixed. There was also something about the roof and I was a bit concerned for a new building but the response in fixing it was pretty fast. They came in and had it fixed. That aside, the amenities offered in the home are excellent. The kids haven’t needed to change the school either because I wouldn’t want to stop them midway. For me, on the other hand, it’s a longer commute to work and back. But that may be because of the construction that’s going on on most of the roads right now. So hopefully, when it’s done, it would ease up a bit.

LGI Homes had the zero down payment, and the appliances were under warranty a lot. Also their rep was real cool and clear about everything. He took his time with us, showed us everything we needed and was very thorough in what we wanted. He was able to answer the questions without stammering and trying to find answers. I was comfortable with him. He told me exactly what I needed to take care of on my credit and as soon as I got that done, the next thing we know, we were getting in the car back and saying everything was all good.
However, they should have put side all around the grass because not everybody can afford that. I can see the blinds, but they should put side in the front grass and the backyard also. But the quality of the build is very nice. As far as the inside of the house, it's also very nice and uplifting. But they only have a couple of designs of the homes. So, I would’ve liked to seeing a little bit more floor plan. I'm actually seeing the house right now being built where they have one floor plan. It's one way. But they have a different floor plan on the next door and the next door to that one is the same floor plan than the other one has. That one makes me mad as a homeowner-buyer. I'm living a house away from the same floor plan that I have.
We have a bunch of crybabies in the community. People are stealing things around the area they shouldn't be stealing, like anything from trash cans to things out of your front yard. But some people are friendly. They walk up and down the street and they wave. Having the new home affected my life tremendously. Just the thought of, "This is your house" versus "This is somebody else's house." Mortgage is different versus paying somebody else some rent to come and fix something. You don’t have to wait on them to come fix it. If you got the money to come fix it to do it, it's yours.

We rented an apartment and we were looking online for another one. We thought maybe LGI had some rental homes, so we tried to look at some of that and we ended up buying one. My husband and I are getting older and I'll be retiring within five to 10 years. We liked the open space of the homes that they had and I personally like the fact that they use all of the space in the home, that there's no dead space at all.
We had to go through a lot of work to make our purchase with LGI and their rep, David, helped us through all of it. Initially, we did not think that we would ever be able to buy a home until in a year or two from then because we are both in bankruptcy right now. My husband has a year and I have a year and a half to finish. But when we were talking to David about the rental, he asked why we weren't buying a home versus renting one and we explained that we were on bankruptcy. But he said that if we really wanted to own a home, we could do this. It took six weeks but we did it.
I was satisfied with David and John there at the office and they’ll be my best friends for the rest of my life. We really gained a close bond. I would come to the office bringing the stuff that they needed and I would wait to see if there was something else I needed to get. We also had some divorce papers that I had to pick up and I would take off then go get the stuff that we would need so that I'd have everything because I don’t work until in the afternoon, so my morning is so free.
I also love the home that we got from LGI. I love the open spaces that it has and the master bathroom is huge. It's very obvious that the home is built so that people can get into it that haven't been able to buy a home. It's almost like a starter home, but it's not. It's a basic home where you can do upgrades in it. Everything is done but the home doesn’t come with gutters, so you'll add gutters later if you want. And the bedrooms don’t have locks on the doors, just the bathroom. But I wanted a lock on my master bedroom and I was given one.
We're loving the area as well. It's only about four miles from wherever we were at, so it's only an eight-mile drive to work for me and an extra four miles for my husband. There's a lot of work potential on this area, too, and it's quiet here except for the little motor thing right behind us where they play around in the dirt. Hopefully, that would develop too. I wasn’t too impressed that there was no community swimming pool but that can be done because there are very active people getting into the HOA. There's also land to be able to do stuff like that, so that can happen. All in all, our experience with LGI was really good and I recommended a friend from work to them. Also, my neighbor who's two houses down from me also purchased from LGI. He got the home that he didn’t think he was gonna purchase and he signed the contract a week after I did.
Cheryl, Congratulations on making the transition into homeownership. We were just looking online and the LGI Homes advertisement popped up. We looked at the location, we liked it and we came out to see the houses. Their reps were great. They helped us out. There was a bunch of bumps in the road that we hit. We had to do a VA loan so it was a bit more complicated, but they did everything possible to continue to help us. And no matter what came up, they would always find a way to help us out to figure out the next issue. They did really good. Honestly, my husband and I were getting discouraged, but they kept giving us the encouragement to keep going. And each time something came up, they'd let us know what was going on and how to address it. It does get weary whenever you're going around and you're trying to figure it out and then, you have another thing come up, and it's a difficult process. But they helped us through and through and we couldn't be more satisfied.
The house was more than we could even begin to imagine. It's actually like a smartphone the way it was built. And all the extra things where they had the piping in the walls for termites and for pest control and then it breathes, those were things that we would've never thought about that we needed for a house. So, the house is definitely a great quality. We were looking at houses that were pre-built in the area and to think about all the stuff that we'd have to do to get it up to par to what these houses are built for, we wouldn't be able to afford to do something like that.
So far, I'm liking the school district better. That was one of the things that I asked first as soon as we sat down because I do have a 10-year old daughter who was struggling in her last school. I wanted a smaller school district so we can have more one-on-one for her because that's what she needs. She's doing a lot better. She says herself that she's understanding things. She's getting more one-on-one time. She likes the school, how big the school is and how everything is set up. As far as commute, unfortunately, it adds to our commute. Since I'm currently in school, I have to leave a bit earlier than I'm used to. But it's worth it. We love our house.
Estephana, Thank you for sharing about your home buying journey with LGI Homes. We are proud to hear how encouraging and supportive our New Home Consultants were to you and your family. We build our homes with the consumer in mind and comparing your home to a smartphone is a unique, yet flattering compliment. As I didn’t have any money to put on downpayment, I went with a new home. I also liked the program LGI Homes has and the location. We were in the Crowley location and we got a bad experience with the guy over there. Then we found the location in Fort Worth, and the guy helped us in everything. He was excellent and amazing. The quality of the new home is good and we like almost everything, most importantly the backyard. However, the constructor didn’t put the pre-wiring for installing a garage opener in case we want to put one so I have to do it by myself. Other than that, I like so far the community where we live in.
Hi Jesus, We appreciate your detailed review. We apologize you did not receive the best service initially, but are glad that ultimately we were able to help you on your way to homeownership. Congratulations on your new home!

When I talked to the agent, Brian, from LGI he really broke it down for me and made me really wanna work with LGI. Brian was the whole reason I chose LGI. The people there were like family. I was impressed by Brian's understanding of me, not to worry about the company but I'm trying to understand what I wanted, what I was looking for. I felt really comfortable.
The home is beautiful. It's just the home that I chose didn't have a real backyard and I'm more a yard guy. But I'm comfortable with what I got. Also I was told that the area that I was in was very restrictive and didn't have a homeowner, but after I signed I found out it was a homeowner. I think it's a good thing. It's perfect. They help new homeowners and then you interact with different people. I like it. I love the community. It's a dream come true. It was a good asset and I'm happy. Hopefully, it'll be my favorite home. If it's not, I'm passing it on to one of my kids. I'm highly satisfied.

We were leasing our house but the owner decided that he didn't wanna lease anymore. He said that we had to be out of the house by April 30th. Quickly, I got on social media and I saw LGI Homes. I thought we were going to lease a house but we end up buying one. David was our rep and we loved him to death. We liked his spirit, his attitude, and his whole self. He was just very friendly and was a sweet person. He's at work every day and I'm three houses up from the information center where he works at. I could sit on my front porch and look down there.
We're in a nice and quiet community. There are only about three people that live right here on this street. We're the front way and most of them are in the back portion. So far, everybody seems to be friendly. I love everything about our home. Before we actually moved in, I rode a couple of people by to see the house. They said the houses were so small. But once they got in the house, they were amazed as to how big the rooms are. But we have found some flaws in the house since we've been here. Our kitchen floor is kinda puffing up a little bit in certain areas. With all the rain, the siding on the right side of the house has got like waves in it. It's pushing up from the house. We also had a few pieces of the roof that fell off. We just made a report yesterday and LGI hasn't gotten back to us yet.

Realtors and buyers be very mindful when dealing with this builder at Lake Jackson Ridge. They told my client that they didn't need a Realtor when they told them that they had one but couldn't accompany them to the grand opening. I called the Sales Manager to let him know that was very unprofessional on their agent's part. In the beginning of the conversation he wasn't aware of whom or what I was referring to. By the end of the conversation (which was only 7.5 mins) he had spoken to my clients and they never said they had a realtor. I explained that he nor the other agents could tell me what MY client needed as I had been working with them for months and by cutting me out they are risking the rewards benefits my client was entitled to by utilizing me as their realtor.
Sales Manager in so many words said, "Oh well better luck next time." I left him know that the reassurance of their unprofessionalism just solidified that there will not be a next time. I have worked with many builders in my career and they DON'T burn the realtors like that. Again buyers and realtors, make sure you are looking out for yours/your clients best interest because this builder is not.

I was enticed with LGI Homes' zero down. But when we did our walkthrough, the rep didn't write down anything that we pointed out that needed to be fixed. I wrote down everything. I ended up with two pages, front and back, of a list of things that had to be done. And the timeliness of it getting done has been horrendous. We have to constantly call them. When we first got out of the walkthrough, we went to settlement and talked to the rep's boss, Trey, and he said, "We'll get everything done for you," this and that. He kept saying, "I'll take care of it," but he didn't write a single thing down. If it wasn't for my list, he wouldn't recall anything he said.
It then becomes a thing of he said, she said. I wanted in writing. There was one section they wanted me to sign, saying that everything was fixed from our "punch list". I was like, "No, 'cause nothing's been fixed yet." So we had to constantly call them and Trey does not return any phone calls. Rudy, our rep, every once in a while, we would get to speak to him. And that's when, all of a sudden, the contractors all wanted to call, then start setting up appointments. I asked one of the contractors, "Can I just ask you when you received an email about coming out to my house to fix this?" He's like, "I just got it today." So they had the list the day we made settlement and they didn't even contact somebody to come and fix it until our third phone call to them.
Some progress has been made. We were trying to get it all done before we moved in but it was taking so long. And now, we ended up moving on Easter weekend because we ran out of time. I still have a cracked tile. I have places that need to be caulked and painted. My rugs need to be stretched still because there are bubbles in all my carpets. A lot needs to be done. We spoke to a neighbor who has been here for four months and hers hasn't even been done yet. I told her, "You need to keep calling girl, 'cause that's what we keep doing." On the other hand, the sales and finance people were great. Everything else was wonderful. I still recommend LGI Homes to people, but with caveat.

So we were having a great problem with that. We're basically in the dark. But I think LGI is working on that now. Other than that, it's a new house so the warranty that we got on would suffice for everything that may, in the future, come. But it's built pretty well.

We owned an older home and we’re in the process of selling it. Our daughter got a job in the city and my husband searched the internet for homes. LGI had this wonderful two-storey, five-bedroom, three-bath home. It was exactly what we were looking for, and we decided to take a look at it. And ever since we came up here, we've had nothing but good rapport with everybody with LGI. We didn’t bother looking any place else because we're happy with what we got. Everybody at the office was so sweet and really worked with us on everything. I almost felt like they were bending over backwards for us. Brad was pleasant, nice and polite. Our walk through with LGI Homes was a lot easier than I thought it was gonna be. Leon, our rep, was fantastic. He answered any questions that we had. He was very honest about everything that he talked about. Everybody was so nice. They told us everything upfront, everything they were gonna be concerned with about us buying a house, and they got it done a lot faster than what they thought they were gonna be able to do it. It was an amazing experience.
We love the house. It's gorgeous. Everything was perfect. The only thing that I had a problem with was the garage. There were some rebar covers that were protruding out of the concrete slab in the garage, but that's something that would take me about three minutes to fix. It wasn't a big of a deal. Other than that, that was the only complaint I have about anything. The people that we dealt with were so fantastic that the little things we had didn't bother me.

My husband was really impressed with one of the features for hurricanes on the new build home where the roof is attached to the ground. It's hard to impress him. Aside from that, all the other ones we looked at would require us to fix them up to meet what we wanted but the mortgage was gonna be almost the same as what we were gonna pay for the new build. Another feature it got is the pest protection on the outside of the home. It's built into the walls and it's paid for a year. So next year, if we want to continue with the service, we need to let the pest control folks know. And on the outside of the house, all they have to do is stick in the wand into this little hole then it sends the insecticide throughout the house. They don't have to come in and squirt the corners inside the house and that's too cool.
The consultant we got from LGI Homes was very professional and very knowledgeable. His name was Marcel and he told us everything about the home that made us more interested in it. We also liked how friendly he was and we were very comfortable with the whole process. They were always there and any question I had, they answered. They also called us and it was hard to get through the line when they were in the office. It was hard to get an internet line in our old house and we had to leave the house so that we could talk on the phone.
Also, our paperwork took forever though it was more our fault. We didn't get the paperwork in fast enough the first two times we tried. The first time was about four years ago while the second time was in December. Then we did it the third time in January. Other than that, I really like the house and I'm very satisfied with it. If LGI wasn't there, I wouldn't have the home. But getting it is gonna be really tight to my budget, so I'm gonna have to be strict with myself.

I purchased my first home on July 3, 2018 which has now become the single biggest regret of my entire life. Originally built by Wynn Homes, a company that was bought out by LGI Homes in July or August 2018. During our walk through we were concerned about some stormwater running across the backyard and some work being done on the crawl space drains next door. The superintendent assured us there were no serious problems and nothing to worry about. Oh boy if I could go back to that day and back out of this deal!! Unfortunately hindsight is 20/20 and I am now dealing with damaging water in my crawl space for TEN MONTHS.
LGI purchased Wynn and in doing so inherited all of their warranty issues. They made this very obvious right away ignoring our concerns of standing water in our crawlspace. The superintendent verbally agreed to redig the crawl space drain and investigate during the week after our purchase. This never happened, I officially reported this as a warranty issue on Buildertrend on July 24, 2018. It was ignored. I submitted another warranty claim on Buildertrend on September 7, 2018 asking why I was being ignored. I was told two people would come out to investigate. Nothing happened. Long story short I was ignored, put off and strung along for SIX months before I could get anyone to take this seriously.
Finally in December someone came out and punched a hole in the crawlspace wall that was adjacent to the garage – a RIVER came rushing through. LGI representatives tried to brush this off a no big deal, multiple times, and tried to convince me this water was “trapped” from construction and now that it was “let out” everything would be fine and as long as there was a drain to get it to the other side of the house and out into the yard everything would be dandy. The problem with that is that I’m not stupid. I work for an engineering firm – one of the best – and I have yet to find an engineer at my company that thinks this is ok. I am so worried about the long term damage this is going to cause I can barely sleep at night. You would think a company that was liable for something this catastrophically wrong will apologize a million times over and fix this ASAP, right? WRONG. There is still no fix on this issue.
I have several engineers telling me the runoff and incorrect grading to this property is causing excessive water to run under the house. This is running under the garage, causing erosion and exiting incorrectly through by crawl space. Another month went by after the river incident and finally I was able to get a Wynn and LGI representative out here and all three of us agreed on a fix to this problem. Because this company has jammed so many houses together on our street there are too many utilities to be able to run a swale/ditch up to the main drainage ditch in front of the home (like they should have done in the first place). In lieu of the correct fix, they agreed to create a french drain on the high side of the house, tie in the downspouts of us and neighbor, and lead all of that excess water to the ditch. But it’s been almost another 3 months with no fix – just BS excuses about waiting for sod, etc.
They did come out and cover up the problem on the low side of the property – reburying the crawl space drains, etc. but have not installed the French drain or fixed the problem. Damage is being done every day. BUYER BEWARE – do not deal with this company and take your hundreds of thousands of dollars somewhere else. It is also important to add that never, not once, has this shady company reached out to me or called me own their own without me first bugging the crap out of them. They apparently think I’m just going to forget about this and they will get away with screwing me over.

I wanted to move into something that a warranty backing it up and something that was clean. I called LGI and their rep Michael was really helpful. I appreciated everything that he did for me and the whole home buying process went swimmingly. The process was simple and easy even though I had a bankruptcy eight years ago. I had to provide a lot of documents but it still worked out really well. I didn't have to come up with 20% and I was able to get in affordably with a lot of my 401k money intact to help with the move.
Getting into the house was reasonable and I was quite happy. With my LGI I didn't have to fix, repair or remodel when I first moved in. There's nobody behind me and it's quiet. However, the neighborhood over is one of the earlier developments in the area and it's the shaky neighborhood I wouldn't wanna live in. It's not really LGI either. This was my first time buying a home and LGI gave me a great experience. The office people were very wonderful to me. Cindy was very sweet and nice to me. She and Heather helped me a lot. They both basically held my hand through the whole process. KC did too. They gave me a positive vibe and were real patient with me getting the down payment money together. They also kept in touch with me. Cindy would even call me at night just to say hi and ask me how my day was. It wasn’t all business. It was more business and being concerned about me and my family. That was wonderful. We built a relationship. There’s some kind of a certain bond that I can call her even now just to talk to her.
I’m used to old homes. I grew up in a country town so the homes are built differently. With LGI, I got a new home and I knew that it would be different. But I’m all right with it. It looks nice and everything inside is nice as well. I had no problem with the quality of the build. Everything is built securely and my family is safe. It’s energy efficient too. That was a wonderful thing. Also, what they provide – the icebox, the refrigerator, stove, dishwasher and the granite countertop – is wonderful. I don’t think you can go purchase a home that somebody had already been living in and get that. You really have to pay to find that.
Even my neighborhood is wonderful. It’s like a gumbo. I've got a mixture of people and that’s the kind of atmosphere I want for me and my family. I came from an area where it’s dominated in **. So I want my family to get the experience of communicating and socializing with other races to let them know there’s nothing but love in our hearts. I’m glad I took the opportunity to go out to LGI and see what they were talking about. If not, I would’ve missed out. It was a good opportunity and a good area for me and my family. I’ll also recommend LGI Homes to anybody. They have a good program and I really appreciate it. God is good.

LGI was willing to continue to work with us until we were able to purchase a home. Trent, the home consultant we dealt with, and the staff were amazing. We had come to see Trent at the end of last year, and when I called back at the beginning of the year, he remembered exactly who we were. He asked us how we've been, and we went down that day and put a deposit on the house. I wave at him every time I see him. So, if I have any questions, I know I can call him and he would do what he could to help me answer them. The loan gentleman Steven was also phenomenal. So, right down to the loan company that they used, and their representatives, it was a positive experience all around.
I love the house and it is amazing. It being new, it also has a warranty. There's no stress because there's a house and not an apartment, so we're actually working towards something that will one day be ours. We have space. Before, we were living in a two bedroom that needed to be a three bedroom, but we couldn't afford it. Currently, I don't have neighbors. We're all by ourselves. But, I haven't had any issues, so we're probably in a good place. My kids are still at the old school, but the school here has really good ratings. I have already suggested LGI to several people who's been running into issues, like credit issues. My issue was an ex-husband, and I couldn't get into a house. They walk you through it step-by-step.

We tried other companies like KB or Centex, but LGI worked with us in helping us get in that first-time home buyers. Their outlines were good, like the structure of the homes and the design. As far as financing, they had their own financing agent from LoanDepot, so those were really helpful. We had Sunny as our home consultant and she was really helpful as far as telling us more about LGI and why they do what they do. She also told us the company’s values. The new community was really good, and Sunny was really helpful to help us pick out our home that was good for our budget.
Being a first-time home buyer, I had to understand the term by what they mean by like bonds. LGI used acronyms to represent something by kind of understanding the whole. They brushed my head through them, and I was unfamiliar. But I did ask questions here and there. And later on, I kinda understood what they were saying. LGI could improve on that to help the customer better understand the process of getting a new home.
My wife fell in love with the house. It had all the features that she wanted. It has a bigger back yard, bigger kitchen, and standing shower with a tub. So, right then and there, she felt like it was home already. We really love it. Also, the amenities are pretty cool. They have a hill that’s pretty high, and two playground areas with some sitting areas. It was convenient that a drive-in movie theater was right next to the community, so I thought it was really good. The neighborhood is still in development from where we’re living. They’re still building houses around it. But eventually, with time, it will start to be a really good community. I would recommend LGI to a friend.

This company has terrible customer service and disrespectful employees who don't care what kind of house they put you in! Recently, my mother and I decided to become home buyers. This starts our interaction with LGI homes. At your LGI Mountain View location, my mother met with agent by the name of Day **. Ms. ** was our first issue.
As you may know, property buying is a tough experience and everyone wants it to run as smoothly as possible while still getting the home you are comfortable in. We would hate to end up paying for anything that we don't want. It's a big waste of time and before getting into a contract, we want to be sure that it's something that we wanted. My mother asked for a 5 bedroom. It would accommodate everything we wanted. She was even willing to go to a 4 bedroom if need be. Right off, Day offered a 3 bedroom. The smallest 3 bedroom house which obviously is far from what we wanted. She proceeded to keep pestering about it and even went as far as to look up the house, we currently live in, and compare the two.
We didn't want it. The experience is already coming to a frustrating start. Come to find out, Day was transferring locations and wanted to hurry and get us into a house before she left. I guess the only house available was a 3 bedroom. She didn't seem to care that it wasn't what we wanted. It just seemed as if she wanted a paycheck.
Long story short, we didn't go with the 3 bedroom and Day transferred locations. Enter Tanzi **. Before dealing with Tanzi, we were already a little on edge in regards to the whole "pressuring us to get something that would accommodate our needs." My mom never officially met with Tanzi but Ms. ** stated that she was going to help us and that she hates it when "they" try to tell "us" what we can and can't do (By the way, Day is ** and Tanzi is **). Tanzi proceeds to tell my mom things that she should do to help with her credit, which my mother was already working on.
Later on down the line, we come along different company that better suits our needs and that actually listened to them. We were just pre-approved for a house with that company and decided we would no longer work with LGI. My mother RESPECTFULLY let Tanzi ** know that we were signing a contract with another company and she states (I have the screenshots to prove it) "All that free help and credit advice and got your scores up and you don't go with m(e) Wow. Painful. Ok."
Here's where we run into another problem. As a business, you conduct yourself accordingly. You don't get personal. When you become personal, you become unprofessional and that's not the way to approach ANY business transaction. My mother responded "It's business. They had better accommodations for what I was looking for." Tanzi's reply, "Ok girl if that's what you're telling yourself I think I'm going to stop helping people... No loyalty... But it's okay I'm happy for you."
LGI, I am LIVID. My mother is NOT A GIRL. Not only that, to have a person who is trying to gain a client question the LOYALTY of said client is EXTREMELY disrespectful. That is not how you handle business. For her to state that she's going to stop helping people and going into a very personal place is NOT the way to conduct business and this is what is representing your company.
My mom chose the high wrong and told her that it wasn't worth the energy to go back and forth with her and Tanzi replies, "I'm sorry who's this (insert kissy face emojis). This woman was very disrespectful and I hope this is not what your company stands for. We are very frustrated and want to hear your input on this situation. The unprofessionalism was undeniably disheartening and should never be a part of a company who is supposed to bring people the joy of home ownership. Tell me, is this how a professional is supposed to react? My name is Tevin ** and email is ** if anyone would like to speak about this. I will not stop until I am heard.
Tevin, if you experienced anything less than a positive experience with us, we sincerely apologize. This is neither the typical process that our buyers go through nor a manner in which we like to conduct our business. Again we sincerely, apologize and are sorry that LGI Homes was not right for you. We wish you lots of happiness in your new home and know that you and your mom will enjoy it for many years to come.

My neighbor saw LGI Homes on Facebook when I was living on base. I went with him to go see his and the price was right. We liked the layout at the community where we actually are now so that was what we went with. For the most part, the rep answered our questions as fast as they could. At first, I was okay with the catch of not having anything in the backyard, but it has been kind of a real pain.
I gotta let the dog out in the front yard and anything would have been better than the dirt because it’s taking almost a month just to see a little bit of grass growing. It’ll probably be about another month and a half of letting the dog out in the front yard before it’s not gonna track mud in the house. But that’s my only complaint. The quality of the build is fantastic. The room is nice, like the master bedroom is pretty freaking big. The garage was finished last night. I’m a car guy, so my favorite would be the garage, but I’m sure my wife would say the kitchen. There’s stupid amounts of cabinet space, so she was super excited about that.

I was in an older home and I wanted to go new this time and went to LGI. It was a long journey, but a good one. They walked me through everything step-by-step, told me what all I needed to do to get my credit score up, and everything else all worked out at the end. Angela and Michael, the manager, stayed up on everything. They kept following up with us, trying to make sure that we had everything, or we’d hear from this person. Anything that we had to do, they were very helpful in helping us get it accomplished, no matter what it was. They really worked hard for us.
The home is very comfortable and very cozy. We still got a house empty on the other side, across the street from us and right next door to us. This is my first home buying and there’s a lot to it. But LGI can definitely get it done for you. They are the ones that I will definitely recommend if somebody is having a hard time buying a house. Everything that they said that they would do, they did it. They stood on their word.

LGI was much easier to deal with, and they seem to care a little bit more. The first thing they asked when we walked in the door was whether that was what we were looking for, as well as what was going to help us get into a home. The questions were about what my wife and I were looking for and what we needed in the house. And so, it felt like it was more about what we were looking for versus them trying to get us into something specific. The quality of the build is good. We had to have an inspector come out, and there weren’t any major flaws. There would be touch-ups, but those got fixed before we moved in. However, they should maybe not do too much carpet. The community is nice and quiet. We’re pretty much the only ones on the block. With a newly built home, the investment is better as far as the value of the house.

I looked at some older homes with the realtor that I had and LGI Homes was the best option. The consultant was awesome and helpful. It can be nerve-wracking when you’re buying a new home but throughout the whole process, he was there explaining what was happening and what was going on. The home buying process wasn’t as hard as some people said it was. It was easy and it wasn’t too bad. I started in September and I moved in February. The quality of the build was good and I like it. Living in my new home makes daily life easier and it’s good to have a home.

My wife and I considered the areas of Kyle or Buda whenever we looked for homes and mostly, I was looking for old homes which were smaller because they were in my price range as well as newer builds which were bigger but were in my price range. I appreciated that initially, the consultant from LGI Homes wasn’t trying to sell me. He walked us through the house, told me facts and answered questions that I had. He wasn’t pushy, then at the end of the day, he wasn’t asking me to buy. He let me sit on it and think about it then, make a decision for myself.
Towards the closing process, the home inspection walkthrough was held a couple of days before. It could’ve been done a little bit sooner because there are always a few issues that come up that need to be fixed. I feel like identifying those issues a little bit sooner because I wanted to feel right at home the day I closed and move in. Now, all these things are happening to me, coming in. Issues are popping up and all that could’ve been identified and most of it could’ve been fixed before I moved in. Working with LGI and the sales team was great but I was not comfortable working with Mike, the guy from the finance people. I felt like he was trying to scam me and lie to me the entire time. He lost my business and I wound up going with my credit union.
I felt good about the quality of the build but I am having an issue now with a leak in the house. We found it yesterday. Whoever installed the mirror in the master bath punctured one of the pipes and so, that leak was always there. It seeps in the more you use water. Water was leaking into the floor, the wall and everything but other than that, me and my wife both love the house. It’s totally reasonable that there are gonna be things that would pop up here and there.
The LGI sales team, the whole process and the home were good. Plus, our home community is a beautiful neighborhood. I’ve ran around it a few times in the morning on my runs. So, I’m satisfied with it. Me and my wife were renting in South Austin. I’ve been in the Marines for 11 years and I’ve rented ever since I’ve been in it. This is my first home that I’ve bought. I feel like if my wife wanted to go out for a walk or something like that or just go explore the community, the neighborhood is a lot safer and nicer.

My experience with LGI Homes was very pleasant. I was gonna see if I could get into a brand new home and since I had dealt with LGI Homes three years before, I went back with them. They were so informative and everybody was so nice and helpful. Molly, the realtor, was very nice and Jeff, the manager there, was very nice too and very informative. He made us feel welcomed to the subdivision and to the LGI Homes. And then, we met with the contractor, Dale. He was very nice like the first guys. It was a real nice experience all the way around.
Molly and I went over about what LGI was about and we went to see if we were qualified, and we were. And then, she asked me what kind of home we were looking for and I said that we wanted a corner house. They had a couple of them and we happened to see the one we liked. So, we went over the financials as far as cost of the home, the taxes, the insurance etc, and we were informed what the monthly payment would be and if we were comfortable with that. It took about an hour to process and after that, it was lining up the loan officer.
Our home is brand new and we like it. It is very well built. The community is very nice with quiet neighborhood and I like the general area there because it’s like in the outskirts, and that was what I was looking for. Not in the middle of the real, heavy-traffic area. I've been in an apartment for 15 years here in Albuquerque so I feel more comfortable now and I'm glad that I'm finally in my own home. Everybody there at the LGI office was very, very helpful. It was a great experience. I'd recommend LGI Homes to anybody.

LGI Homes is a pretty good company to go through to purchase your house.

LGI had won the award and the other companies didn’t. And that was very impressive to me. The response time was very good too. John was very personable, and he did a great job. The contractor, who did my walk-through was very attentive. He did everything I needed. I had a couple of issues and he came and got right on it. Ralph is very professional and excels at his role. He's one of the contractors out here. So far, I'm very impressed with the build.
The community is very peaceful and quiet. I liked the area we're in. We had two pools. We got a play area. I want a place where my kids can play and feel like they’re safe and something 'cause most of the time, when you move in a neighborhood, you gotta either pay -- we do have HOA fees, but it supplies everything I need for my family. Living in our new home made my life better 'cause I had to commute roughly 70 miles round trip, but it's peaceful knowing I'm coming to a different home and a nice quiet neighborhood. And with a new home, it has warranty on everything and being as a first time home buyer, I figured I didn’t know much about home buying and I wanted warranty on everything, just like when you buy a car, you want a warranty on everything. I figured with buying a new home with a warranty, that's what we wanted.

I had a good experience until we moved in! Our septic keeps stopping up and of course this happened after the 1 yr warranty was up. But they, the plumbing co., DID fix it finally. Then it happened again. And again. Right now I can't get no one out because it's Sunday & not considered urgent warranty work? They need to fix the underlying problem and stop just fixing it for a day! Feels they are avoiding from doing a big job and we keep having the same issue over and over again.
My husband and I work a full time job and I go to college part time with 2 kids and we do not have time or money to fix this!!! And nobody seems to want to fix the problem correctly. Whatever needs to be done to fix it for good needs to happen. Also, the post on the back porch is not square with the patio. It's hanging off the concrete patio by 2 inches. Cheaply made homes and not cheap to purchase! Very cheap! Poor construction and cheap companies that they go through such as their plumbing company! They put the cheapest appliances in as well. Not even an ice maker on the fridge? Paneling already coming off on the garage. This house is less than 2 years old! Not a happy customer!!!
Tabitha, Thank you for your feedback, we are happy to hear you found our people and process smooth and efficient and we are sorry to hear you've been having trouble with a few components of the home. The only thing we felt a little weird about was when we went to pay for the house, we didn't realize we were gonna have two loans. LGI paid part of the downpayment for the closing cost, but when we were signing, I asked them why it wasn't just an all in one loan.
We have been really happy with the house. The builder was nice, but the painter was not very meticulous because there's paint all over. Even after they came in and cleaned it, you can see where he dripped paint. He fixed the big piece that will dry to the thing in the ceiling. But when he did that, he put his paint can down, and there's paint on my carpet. But he didn't tell me about it. When I have a brand-new house, there should not be paint on my floor and carpet.

LGI was great. We were just looking for something to rent but when we went to LGI and saw the houses, we kind of fell in love with the one we’re buying. The LGI rep, Sheryl, is a wonderful woman. She was very professional the entire time and she was very informative. It was easy to get a hold of her. If we called the office and the other girl who was answering the phone most of the time said, “Sheryl is with somebody, but I can take a message,” Sheryl got back to us by the end of the day. Going through the process with Sheryl was fine.
Once we spoke over the phone with the other guy to go through the mortgage process, that was when things became rough. A lot of it was he contacted us around 4:30 or so and said, “Can you fax me this by the end of the business day?” It was 4:30 and he wanted us to go somewhere to fax him something by 5:00. I was driving to work one morning and we had a snow storm here. And I thought it was one of my kids calling with something about school. And so, I answered my phone as I’m driving. I didn’t even see who it was and just put it on speaker. And it was him asking me if I was headed to fax him the papers. I was on my way to work. I couldn’t get to the papers to fax them till the afternoon. I’m like, “We’re not just sitting here, waiting for you to call asking us for papers. We still have a life and we still have jobs.”
We started the whole process with LGI about the middle of December, and we finally closed on the house in January instead of February. So, it was about a month, but it has really gotten rough. We’re in the process of moving. We have a bunch of friends coming to help us on Saturday move from where we are to the new house. My impressions with our new house were kinda like, “Wow. This is going to be too much. Can we afford this? Yeah, look at all this.” There's an extra cupboard space, extra cabinets, and extra closets. It’s got room for this and room for that. And I’ve never had this much space in the house before.
When it came time to really check things out, I was like, “Okay, yeah. If we’re gonna go with this, I’m getting into this pantry. I wanna see every shelf. Are they sturdy or are they loose? And I’m getting up to every cabinet and I’m feeling everything." If we’re gonna be here for 30 years and this is the price and the mortgage, I’m checking out every nook and cranny. Once I checked every space, I felt that this is really well built and this is great. Also, this seems like it is far away from town, but it is a quiet neighborhood. But it is worth the little extra commute to be able to get away from the hustle and bustle of things sometimes.

It was rarely that they couldn’t, but they also got back to me as soon as possible. I was a first-time buyer, so I didn’t really deal with people that much. But when I did deal with them, I felt comfortable and everything ran pretty smoothly. The build of the house was suitable for my family, and we liked the whole set up already the way it was. The quality of the build is very good and the community that we live in is very nice. It’s not a stereotype rowhomes. You have the three bedrooms and the two bedrooms mixed in with the four bedrooms. So, it doesn’t all look like copy-paste. I was told I would be refunded the deposit within 7-10 business days on January 31 and Gerardo, my consultant, would request it. I was told on Feb 8, by Gerardo, he would request it and it should be Tuesday. I didn't hear from anyone on Tuesday February 12th.

He was very engaged in the whole process, as well. He listened to my needs which I was very clear about and he respected those. I told him what my budget was and what I wanted to spend. It was the cheapest build that they had in the neighborhood, yet he didn’t try to sell me on anything up. And still to this day, I call him and ask a question, and he responds immediately.
However, I have a little bit of concern with the quality of the build of my home. There are little screws coming undone and there is something mounted incorrectly. There was also an electrical issue wherein they came out and fixed it immediately. They're not big things, but it is worrisome since those are things that I can see and identify myself. What about the things that I can't see nor identify that could be an issue?
I also wish that the community we live in has speed limit posts because a lot of people drive through the neighborhood. There's a speed limit posted at the beginning of the neighborhood, but once you come in, it's a straight shot. So, it's easy just to speed and then hit the corner. And I have a young child. I'm a first time house buyer, so to have such a good experience as a first time house buyer was a very good thing. I've tried to refer a couple of my friends that were looking for houses already to go over at LGI 'cause I really enjoyed the experience we had there. The neighborhood is really nice.

We saw LGI Homes while looking at houses and we listed up. We did a walk-through of all the models they have and chose our house. Everything went smoothly. The representative we dealt with was professional, easygoing, and easy to talk to. LGI has a better price as well. The older homes around the area are more expensive than new homes. We've been in our home for about 3 weeks now and there were a couple of little things that they fixed. They had to replace a mirror that was nicked. The kitchen also had a hole in an empty space where our pets crawled into and they had to come get them out of the hole. Other than those, the quality of the build of the home is good. We call LGI for any little thing we need then they fix it quickly.

I had a terrific experience with LGI Homes. It was smooth and I liked everything about it. Their service seem well thought out. Also, we liked the warranties that came with the home and they made it very easy and streamlined. I didn’t have to deal with a homeowner and playing the whole game of prices rising and lowering and competing with other people looking at the homes. The representative we dealt with was fun and lively too. I enjoyed talking to him. The house we got is really nice for its price. We are now in one of the new LGI communities and how it has been set up is good. It's a little tight right now but that's how they're planning the neighborhood. So if you're considering LGI, check them out.

We went to different places and when we got to LGI, David started showing us the new houses, how they're built and why it's better to have a new house instead of an old one. He also talked about the AC and how the floors have a new unit, and we can choose our floors later on. I was impressed with how fast they were about the process. We've only been here a month and right now, everything is good.

I had a lot of savings for unexpected repairs and I wasn’t willing to kind of chance it because I didn't have a nest egg that I’d be able to pull from. So, I felt like a newer construction would probably give me a better advantage on the HVAC and the roof, and things that would normally break down after 10 or 15 years old. When I was searching for a home, there was a new build in another community. I ran up on that community and found out they were sold out. I then called the number and the rep told me that if I'd come up a little bit further, they have some new homes.
Tanzy, the rep who helped me, was easy to talk to. She had a great personality and she just made me comfortable around her. We also got a very nice home. I’ve only been there for about a week or two, but I’m enjoying it. My son’s enjoying it, too, so we have no complaints. Additionally, the community we live in is quiet, which is something that I like. The park is nearby and there is also a small kids’ park for my son. Also, all the restaurants and shopping areas are within 10 minutes. It’s very good to be able to have access to those.

I like the way LGI handled us so efficiently. Joe, the sales guy, was really professional about everything. He went through every detail and was open and straight up about everything. We were impressed with it. We weren’t looking for anything fancy. He listened to us when we told him what we wanted and just laid it on the line. Everybody was really nice. We had looked at a couple of places LGI had before we got where we at now and we weren't too happy about the area. We really did wanna move out to Hockley. But we came to find out, the distance that we had to go back and forth to work, was the same amount of distance. So that sold us there.
The process at LGI fitted us great. It was really smooth and quick. We were not at a loss about dealing with no realtor. The interest rate was a little higher than I wanted, but it worked out. Once the sales guy got to talking to us and we told him how much we make, he said, “We can close on the 31st.” And he was right on the money with it. I used to be on construction myself and my brother and I had a plumbing business. I looked at the structure of LGI. I looked at the depth for the landscaping or the foundation, the bricks and walls. I'm particular about stuff, and they have good structure. It was really solid. The foundation was really thick and set pretty good.
I also like the 10-year warranty on it, and that was really a good key too. It was a lot of points to it. I would recommend LGI. As a matter of fact, I know a guy who wanted to sell his house, and he was looking for something. They decided to move back to New York. But he wanted to find another house. I told him, “Man, go talk with them.” And then I showed him the house. He liked it.

It was a little difficult with LGI in the beginning. We did all the paperwork with the first house that we chose. A week before we went to closing, the house got broken in, and then it got kind of trashed, so we weren't able to close on that house. We were new to San Antonio, and we didn’t have a real estate agent. We didn’t look at too many places in the beginning. But when that incident happened we started looking elsewhere. But they weren't offering to help us right away like LGI was. And then some of the other builders we looked at, wasn’t too happy with the quality of the appliances they were offering. Some of the upgrades that they had that LGI didn’t have, it wasn’t really a necessity.
LGI has the kind of finished building and the exact same house on the same block but a little further down. So we went ahead and chose that house. Overall, instead of purchasing the home within three months, it took us six months. It was a little frustrating, but it had nothing to do with us or them. It was just because the house got broken into.
There was an elderly man and a young man with LGI that do the walkthrough and the elderly man was very rude. I did not like him. With the first house, he was rushing us through to do the walkthrough. And he said I would not able to leave unless he got a signature. I was glad we didn’t sign on that home because I wanted him to fix the things that I brought to his attention before I would sign anything. And then, unfortunately, the house got trashed. That man was very rude, and I didn’t like some of the comments that he was throwing out about the representative.
The rep that was helping my husband and I, Ben, worked very hard in assisting us to making it right. He helped us through the whole process and was easily available. And if he didn’t know the answer, he would call back within a few minutes with it or the next day with an answer. There were little things in this new house that needed to be done. But Ben went out of his way to assist us. My husband is diagnosed with brain cancer, so he cannot do a lot. He's terminal. Ben was very compassionate with our situation. The LGI team as well really understood, so they went beyond their efforts to really assist us in getting our new home.
However, the thermostat in the home has also been a challenge. It's very difficult for my husband. I always feel a draft coming in the home. I don't know where that draft is coming from so that, including the toilet seat that pops off, could be improved. The wasn’t very pleasant. But overall, I cannot say the whole team was like that because our representative, again, was really great.
I also got to meet the owner. He was pretty much a man of his word because when we first went to get a look at the house and we put our earnest money down, he had quoted us one price. And when they were drafting up the contract, I said, “Wait. Y’all changed the price, and I'm not in agreement with that.” So the representative called the builder, and he said, “No. I remember talking to this family, and yes, go ahead and mark it as this price that I'm selling the home.” So he made it right.

We looked at a lot of stuff, and LGI fit us. We liked the floor plans. Also, having a warranty on the house added up in the favor of going with a new build. Bobby was our home consultant and he was awesome. He was there for us the whole way and answered any questions we had. He took anything that we wanted in consideration, so we had a pleasant experience with him.
We couldn't come up with the money to put the down payment on the first home that we decided on, so we had to wait. The entire process of dealing with LGI was five months long. However, once we knew we were gonna get the funds and we came back, we found another floor plan that was even better for us. So, that process took about a month from start to finish. We closed the same month that we picked the house out. So, it went really fast. I'd already went through the loan process, with the loan depot, and they all knew my story and was working to get me a house. And they did it, and we're very happy.
All in all, our new home has a solid, good foundation. Everything's working. The walls are solid and I don't hear a bunch of stuff through the walls like we did in the apartment complex, so we're extremely happy so far. Also, I like the new home community that we live in and the people that we've interacted with has been nothing but positive. So, we gotta get out and meet more of our neighbors now. Our new home makes our life better. I don't have a worry about what I'm gonna do in a year, or if I am gonna have to move, and these other things that I've been dealing with for the last 13 years of my life. I'm extremely happy with the fact that I don't have to do that anymore. I got 30 years to make this house a home.
Everybody I talked to at LGI were right upfront with me about everything. I have read reviews here and there about things. Some people might not have the same experience I had, but everything that happened to me was very nice, and everybody I dealt with was extremely helpful. They wanted one goal which was to put us in a home that we liked. They took care of that. So, my experience has been 100% positive.

I was really afraid of having to own an older home. I was really concerned about the foundation, roof, walls, and all the pipes since lead pipes were used back then. Having to re-do all the pipes and basically the whole house would be a really big headache as opposed to a brand new build. Then I was up a wall looking for housing and all kind of stuff in Florida and I was about to leave the US to go to my grandmother’s house in Trinidad when a friend of mine stopped me. My friend introduced me to a realtor who told me that she knew somewhere that would be very easy for me to get in and get through with getting a house. My LGI Homes consultant was Raquel and she was very feisty. She had a bubbly attitude, was really nice, and she said the word integrity which is one of my favorite words. I love everybody in my LGI family.
Everything in the home buying process was perfect and very easy. Nothing needed to be changed and I didn’t do any customization. I was really happy with the whole layout. Everything was completed. The quality of the build is awesome too. I live right next the cul-de-sac, so it can't get any better than that. There's also a park across the street for kids and I really appreciate that. I don’t have to go too far when I would have kids. They're supposed to put in some type of walkway and some type of exercise facility soon, and I can't wait for that. I love everything about my home and I've been recommending LGI Homes since day one. I tell everybody that they're an A team. I’ve got doors that still don’t close right and in the shower, in the middle bathroom, there’s a problem. I think there’s a leak behind the wall and it was just a patchwork done on it. That’s not copacetic. Also, I got a leak in the sink in the kitchen. It keeps wanting to drip out. And the way they did the ceiling in the living room is kinda wavy. We can see the seams. Some of the contract workers are crap. If they’re gonna sell a quality home, sell a quality home. Don’t sell any crap home and don’t tell them that it’s great.
We’ve been in the house for less than two months and LGI told me once I got in the house, I had to go through some kind of internet programs to get the problems resolved. I've got 10 years on the house but I got things that needed to be done within a year. And I’m not an internet person so I have a hard time getting on the internet. I’m old school. What's wrong are a lot of small things that I didn't see because I didn't have experience for those. Now when we live in the home, we found a lot of the small things that are not really good. When the sales associate CB sat with me she told me they have a 6 step process that would not allow her to show me a home without pulling my credit (hard pull). I told her that I am looking and have not decided on a builder or location but she didn't care - she wanted to pull my credit and sign a contract before I could see the home THEY felt best suited my needs and budget. I stood firm and said no to pulling my credit and she abruptly ended the conversation. Buyers do not be afraid to get up and walk out. This seems shady to me. Needless to say LGI Homes will not be getting any of my business now or in the future.
Hi Priscilla,
Thank you for taking the time to leave a review. We are sorry to hear you felt like you had a negative experience though it sounds like there may have been some confusion in the delivery of our process.
We consider it extremely important to take the time to sit down and review a prospective buyer's financial qualifications so we we can find them a home they are going to be comfortable in. Sincerely, we do not believe it would be Exceptional Customer Service to take someone out on a tour of a home that they simply would not be able to live in comfortably from a financial standpoint.
Once we are able to determine which options we have that may make a great fit, we absolutely take our customers out to see the homes for themselves so they can make an informed decision.
Again, we'd like to apologize if you feel you had a negative experience, but we welcome you back to our offices any time you are ready. If you would like to continue the conversation, we are happy to connect you with our local senior management team.

My daughter put me on Facetime with her, to show me the home. Ariana was excellent and I really appreciated her. I would recommend her for anybody that I do speak to, looking for a home. I didn't even look at the house before I purchased it. I looked at the house the day that I closed. She really took me above and beyond, of what she needed to do. After we chose the home she kept me updated on the status of it, like when the grass was coming in and when the carpets were done. The process took 20 days. The frame was already up, so they were doing the brick and everything else.
When I came, I didn't expect to not have a garage door opener or a doorbell, which was the only thing that they should have put in. But that's okay. I love the tall ceilings of our home. LGI Homes is a company with history and they build houses all over the United States. I like them. I know my house is made with engineering and architecture. Every material in my house is good quality and if something happens, I can call somebody and they're gonna be able to respond. But we had an issue. I paid rent in an apartment complex. I told the sales guy that I still had a couple of months left that I had to pay on my apartment building. We should wait and after I finished that contract, I would be able to buy a house. This was a money-wise thing.
But the sales guy was so much in a rush for me to buy the house and was telling me, “You have to do it now, now, now.” He said everything was gonna be fine and that he would help me. He was going to deal with them as he knew all those stuff. I believed him but he never helped me. I ended up having to pay for the house and also for the apartment complex. Now, the money that I saved for my grass and my gutters, I used to pay for the rent. That hurt me a lot.
The house is great. I like that the ceilings are high and the finish is good. It’s decent. The wood and the walls are good. I like the pest control too. The paint is a little bit cheap but it works. But I don't understand why here in Texas, the builder doesn't put grass on your backyard and gutters on the house. In Houston, it's bad when it rain. It’s really important to have gutters.
In front of my home, I have neighbors. When they moved, they drove over my front yard and made a mess. I tried to talk to them but they were not really helpful, so I talked to the construction company since they have people in landscape. I asked them for a favor to have the mess fixed for me. But they never did it even if they had the equipment and they said my neighbor was responsible. Overall, everything has been good as far as the house goes. But with LGI's service, the company sucks.

Also, everything was under warranty if we got the home from LGI, and it would be less work for us, so it made sense. We worked with Kevin in LGI and he was great. He was very personable, knowledgeable, kind, thoughtful, and he actually bought a home there himself, which was reassuring that he could buy whatever he wanted and he chose something that he was directly involved with.
As an architect, I am a little prejudice about quality of design and construction, and the home has a very practical design, which fit for our rental needs. So far, it looks great. Also, I'm quite satisfied with the community at the moment. I like the townhouse design. It puts more people on a smaller footprint, and there's nice little park right across the street. Brad was wonderful and very honest. He let us have time to think about the matter and come back. He wanted to know if there were concerns and followed up with us. Even now that we’ve been in the house for a month and a half, he is very detailed in getting back if I have a question. The quality of our new home is good and we like it. We like the architecture the most. The features of the house are well-planned out and nice. We’ve enjoyed having our new home.

I like that LGI Homes is a one-stop shop. I went to the LGI office and do everything there and I didn't have to go to a whole bunch of different places. They have everything in-house from the realtor, the loan people, and the attorney. They also work with you if you have credit issues. I worked with Trey and he was very polite and helpful. He told me everything I needed to do and not to do and I really appreciated that. So far, I haven’t had any problems with the quality of the build of the home too. It’s structurally sound and I like it. The new home community that we live in is very quiet and people out here are very friendly so far, so I like it as well. I would recommend LGI Homes.

Everything in a home that is a new build is new, so I don’t have to worry about anything breaking down. We have warranties on everything. I had started getting LGI flyers through the mail, and my husband decided to give them a call. Our home consultant really made everything easy. She was on point and she was able to give the information we needed. If she didn’t have it right then, she was looking to make sure we got everything that we needed.
The person who helped us with the loan was wonderful. She pointed out different things to us so that we were aware of what we didn’t know. All around, the whole staff was nice and polite. Even our supervisor that was over the home consultant was very polite. He said, “If you need anything please give me a call. Don’t hesitate. Something you don’t understand, we don’t mind explaining it to you. You can come out and look at the house as much as you want. We’re always here.” The doors are always open, and that’s what I loved about it because everybody was so friendly. Everybody was willing to help out. I love the quality of our new home. I love the lights fixtures that are in here, especially over my bathroom. I love my closet, too. It’s so big. My husband loves the back porch, and being able to look out and look at the conservatory out there. It’s beautiful. I also love being out here. The people are really nice.

Because of my son, we wanted to move into a home that we knew has no problems. LGI was the only one that was building in the area, so that was the only option. Our home consultant, Travis, was good. He stayed in touch with us and answered any questions that we had. As far as the buying process, everything was great. But now, I’m having a little trouble with the contractor. I have some warranty claims that I’ve filed, and I haven’t had any response from them. I let the contractor know like a month in advance, and I hadn’t got anything back from him. And he had just came over last Saturday and told me he’s gonna do a warranty claim. It’s been going on a week.
Other than that, the quality of the build of the home is great. On one side of the house, there was a blowout and it kinda looks funky, but they’re supposed to be coming over to fix it. But structurally, everything is fine. Also, the new home community is great. We’re supposed to get a park but I don’t know when they’re gonna build it. Still, everything’s been great.

There are just a few minor things that I've been trying to go on the computer to put in there or I'm gonna have to call them down there and see if they're getting it, so they can come out and fix them out. However, this is the most expensive house I’ve ever bought, and in the bathrooms, my wife needed towels racks and there is none and it caught me as odd. A friend of mine informed me that LGI was really good on the whole process with a VA home loan. We wanted to give it a shot and when we were looking around, the reps were able to help us out. We had a good interaction with them and all the way from the time of getting the house to the time of closing, they made sure that they were available 24/7 if need be. The process of getting the home was pretty fast. We signed the paperwork for the house and closed it two and a half weeks later.
But at the time of closing, the LGI reps didn't keep up with us and stopped the communications. They were good during the process but after, the professionalism wasn't there. Also, the build could have been done better, especially 'cause we were paying almost $2,000 for the house. We found a lot of errors in the windows, the walls, the outside and the sprinklers. There were electrical defaults within our first couple of days here and I also have my fractured window which was brand new. The wall and the cabinets personnel came back to fix the issues. The windows personnel came inspecting but they never came back like they said they would and never contacted me.
I tried to contact the rep from our GM multiple times but I got nothing. I also went to the location here in Dundee and they took my information and said they would contact the builder but I never got a phone call back after the process. Still, we like the community and our family is satisfied with it. Everything is within driving distance and it will take 12 minutes out to get to Walmart and there are two parks within a three-minute drive time.

LGI's reps were really gung-ho about getting a home sold to us, and then once we gave them the money, I found it was a different deal. The home has a floor that still hasn’t been replaced. There were some things that really should have gotten done that weren't done. My son had to start a job and then not able to go a week and stay down there to get things done. And we haven't really followed up in getting it done. We shouldn’t have to. They said they're gonna give us a list of vendors to take care of things, and they didn’t. The backyard’s not sodded, and they pushed us off onto some guys that was like another contractor that contracts with them. It was a weird situation once you give them the money. But we're happy with the home. For the cost, for what you get and the quality of the home, it's a good home.

Most of the homebuilders in our area are really badly rated but LGI Homes was the only one that didn’t really extremely pressure us into a buy. They just laid it up front. We met the home consultant named Amy and it was some week we were going out to look at homes. We were all stressed out during the whole buying process but she calmed our nerves and laid out some of the facts and helped us make a sound decision. However, the house we bought has minor things that are wrong or semi-messed up like our dishwasher. For some reason, the water wasn’t going to the dishwasher and I wasn’t sure if that was something that they had known about or not. Every once in a while, I've also had issues with a nail on the stairs for carpet but those are normal things and fixable. So, overall, the quality of the house is good.

We have friends that live down the street from us and LGI Homes is one of the first places that they recommended for us. When we came out and saw the place, we liked this particular home which had an open floor plan and was like something that we were accustomed to in Hawaii. The area was quiet and we fell in love with it. We looked around all of Texas to figure out what we wanted but we ended back up at the first place we looked up at LGI.
We love the house, the way it looks and feels and we love being in it. But there were some things that were done in the process and it seemed like it was a bunch of unsupervised actions by contractors for a house that cost almost $450,000. When we first moved in, the sink had a leak but they fixed it. We also had scratches on the mirror in the hall bathroom which they also fixed. Then we had a sewer problem. We moved in on the 21st and during that week, the hall bathroom was having a problem with flushing. My wife ended up plunged in a bathroom in our master bedroom and when she did that, we had sewage come back up underneath our tub.
Once I put the work order in and a plumber came over, they snaked the house but couldn't figure out what it was. They dug up the front yard and found that the pipe that connects the outgoing water and waste was not attached to the ongoing pipe that takes it out of the neighborhood. It was later fixed but then it was a long process. It was very discouraging and these were things that should have been done right the first time.
Also, the sod in the front lawn was uneven because it wasn't rolled. As I looked around the neighborhood, I saw a lot of other people's lawn that looked the same way but I hoped that it was not the standard that they just throw the sod out there and hope it fits in over time. The majority of the doors in the house weren't matched up, too so they wouldn't lock. Ours is up or down and it won't go into the center of the strike plate. I had to have a lot of readjustments because it seemed that the contractors were in a hurry and there was no attention to detail to that.
The most disappointing was when my wife called and told me she could smell gas in the house. She called the CPS guy over and he looked underneath. He then put his little probe equipment in there and there was significant gas reading underneath the range. The contractors just put it on and it wasn't tightened up so it was leaking gas. That was very scary for us being here and if we were to light a match, we don't know what could have happened.
But, the reps calling out and getting things done once the problems were identified was not an issue and the way they responded to our issues made it even easier to keep them high on my level. The rep does a great job and I have a great conversation with him whenever I need to. He showed us everything about this area and we told him about what colors of the home we like. He kept us informed on what he had available and what will be coming.
The house is great and we're not gonna move out of it but I don't wanna continue having to call in these warranty requests because it's very disturbing. Some of them are minor and some of them were very serious. All the other stuff about this process is great but I will definitely tell anyone to look out for some of the things that we've been through.

I was looking up rentals online when I came across LGI Homes’ ad. Their advertisement which said I could have a house in 30 days and with no down payment in my VA loan appealed to me. I called LGI up and the rep said he could have it done in 30 days, with just about exactly the same window as I had to get something arranged for my family to move into. I had a lot of questions 'cause I was kind of doubting. And the representative was patient and he understood my skepticism. He explained all my commentary, answered my questions well enough, that I felt confident with moving forward.
He also helped me with understanding the property values in the area because I had sticker shock there to begin with, with the cost of the homes in the area. I thought the cost was out of my range and he assured me that it wasn't. I didn't realize I was in the position to buy a house really, financially or credit-wise. And he made me understand that I was, and so I was doing it. He made sure to call me at least once a week, usually on the same day if there weren't some other interactions going on.
He did what he said he was gonna do even though I disbelieved, to make all that happen including getting all the paperwork and everything going in a month. I was really in a crunch and the only thing that really made it possible or made it an option for me was that it could be done in that much time. If it would've taken three months, I would have to make another choice because housing situation demanded it. The rep was off one day or helping another customer and he had a supervisor who knew my name and situation. Each time I called, somebody would answer. They were apprised of my situation. And then the rep called back and double-checked with me that I got what I needed.
LGI used good materials like hardy plank on the outside of the house. They went ahead and did the very first steel underneath the cross base. I was satisfied with that. I felt like the house was of good quality. The neighborhood is very safe, quiet and clean. There's no true traffic 'cause it's kind of pear-shaped housing development, so you gotta try to come out the same way you went in. Its all underground electrical is very pleasing to me aesthetically. LGI didn't let me down in either way. They made promises that seemed to me, outlandish. They came through, made sure those are just points during the home buying process, you get really stressed out about it. And David, the rep, was right there. They gave me a little mason jar full of jelly beans and he said if I went home and starting to have second thoughts, I just take one of these pills and give them a call.
That was really thoughtful especially for the emotional rollercoaster of buying a house. It's right after you sign some papers, and you give up your interest money. Having a new home changes your life all together. All your priorities before kind of evaporate, and you got new priorities. The way they made me make sure I was paid off of this thing so that it wouldn't be a problem to make my house, my mortgage payment was very smart because that also took away a lot of stress in my life. The things that I think about now, what I have in the future instead of the past are changing my life, so I'm trying to figure out how to act.

I've purchased a few homes in my life already and was ready for something brand new. LGI was in the right area that I was looking at. And then for the money, I feel like I got more home and features than I would have gotten if I went with another builder. The representative wasn't overly pushy, and he shared me exactly what he knew that I was gonna be interested in, based off of the information I gave him. He was knowledgeable and listened to the things that I wanted and then he made it happen.
I initially found LGI Homes six months prior to when I got serious about purchasing a home. I reached out to them and I didn't hear anything back. I forgot about it 'cause I really wasn't looking at the time. But then I went back on the website and I really liked one of their models so I reached back out to them, and then the guy that reached out the second time got back to me pretty quickly. So I told him about that and he said it wasn’t him and if it was him, he would have called me back. I said okay. And I really didn't worry about it. It was really not that big of a deal 'cause everything ended up working out the second time.
Everything is pretty good with the quality of the build. My only concern is I wish it had a gate especially for the amount we pay in the CDD charge and the Homeowners' Association. The house is almost $300,000 and they didn't put a gate. The rep said something about a special type of lighting outside and I didn’t care about that. But the home itself is great. The community has a community center and pool. I told other people about the community and how nice it is.

I always drive by LGI Homes and since I was in a rush to buy a house, I went over there one time and checked how much they were asking. Then I got the house. That one was all that was ready that time. The buying process took me about three weeks and I was pretty comfortable working with them. The home was really nice when I did the walkthrough. It was for a rental house for one of my drivers. He needed it really bad right away and as long as he lives in there, I would keep it but when he moves out of there, I would sell it.
It’s all basic in that house. These days, everybody puts in a marble counter. But that house had wood on everything. I was expecting having at least the counters to be marble. It would be a good upgrade and that will make a house look like a really good quality one. The wood makes it a little bit different, like old school houses. But people are probably looking for something cheaper to buy. Nonetheless, the house is doing good.

Bought this home 9 years ago. Had issues with it from day 1. I was filling out warranty claims left, right, and center. I even had a couple gentlemen from the corporate office actually come over to my house while I was at work. Sat in my living room and told my disabled mother that if we filled out more warranty claims, LGI would would ALL the warranties. I'll give you just a small list of the what I was putting in claims for.
I read on another review where someone from LGI wrote they use the highest quality building standards. Pppfffttt. Highest quality... Put in a claim about the carpet padding in the master bedroom having a gap about 3 inches wide where they used 2 pieces of padding down the length of the room. They wouldn't fix it. Was told this was not an issue to submit for a warranty claim. All door jams, baseboards, cabinets, window sill, & trimming are pressed paper particle board and not actual wood. Well I guess it is technically wood if you call sweeping up the sawdust and pressing it into boards, wood. The linoleum in the kitchen are 2 separate pieces they put together. Guess where the seam is. Right at the kitchen sink. Where is most of the water going to fall onto the floor from. The kitchen sink area. Filled out a claim saying the linoleum is starting to curl up at the sink. Was told this was not a cause to submit a claim.
I found out the AC system they put into my home was discontinued 3 years before my house was built. The system is leaking. They knew it was leaking because they sent a tech out to put in coolant. The same tech came back out 6 months later and had to add more coolant but suddenly got amnesia about being out the first time. When I showed him the business card he left from the first trip, he suddenly had another home to get to and had to go. They were more interested in using the temporary stop leak solution than rather fixing it which would have meant replacing the entire system. Plus the fact that the AC system is barely large enough for the square footage of the home.
Now they did say from the very beginning that the wood fence around the property had no warranty. I found out way later. The boards were cut from trees that was ate up with termites. Most of the fence posts don't even have cement. They just dug a hole, put the post in, filled in with dirt. All I can really advise to anyone looking at purchasing an LGI home, DON'T DO IT!!! There are other builders out there that are priced comparably and have better standards. Do your research. Don't let them try to rush you into a purchase you're not ready for. Speaking from experience, if I knew then what I know now, I never would have even stopped in the office and inquired about the homes. Needless to say, I'm stuck here for a while longer because it would take $30k to get this house fixed up to sell.

I had a manager, Dwayne, who was awesome. And everybody was so friendly. They even gave me house warming presents at the end and walked me over to everything. Plus, the head construction person explained everything about the house and how to use everything. I really was impressed.
The quality of the home seems to be pretty good, too. But when we moved in they said that the home is ceiling fan ready, and it is, but you have to have your fan on or your light on. You can have them both on at the same time, but if your fan is on, you can't turn the light on at the switch, so it needed another wire. That's my biggest gripe. Other than that, the community is nice although I feel a little alarmed that some homes are gonna be rented. I'm afraid that that might bring the value down. We had an old home and it would cost a lot of money fixing it to the way we wanted it. So, with a new home, we figure we could just move in and not worry about repairs. Some of the materials were cheaply made and now that the house is settling, we’re starting to see lots of cracks and other things, like a broken outside door to the crawlspace because it’s made of pressed foam board. We’re also having an issue with water on the side of the house. Also it’s not easy to use the website to notify that there’s something wrong with the home. On the other hand, the house is in a nice community.
We bought the home from Wynn, then LGI bought Wynn. The thing is we never got any notification from LGI that they bought Wynn. We were totally left out of the loop, and it delayed the purchase of our home as well. We were leasing at that time and we didn’t renew it because we couldn’t renew it for a month, and we were in a bind. We ended up having to stay in a hotel and we weren’t compensated for that and had to stay with some friends for a while.

Their reps did pretty well during our purchase and our consultant was thorough about what we've had and what we could do. He did great. But the warranty and their service on fixing things weren't really good. The quality of the home sucks and getting something fixed was a little slow.
So far, I've already had the main water supply line that go underneath the driveway for my irrigation break. Then, the carpet on the part where you go from room to room wasn't put in right. Also, my garage door sounds like it's ready to come through the wall when it goes up. It needed to be adjusted but when they came out and put new door panels in, that was all bent up. Their guys said that that's where it's supposed to be accessible but I don't think so. For a first-time home buyer, LGI Homes seemed like the easiest company to work with. Our home was a new build since we didn’t wanna have to deal with the hassle of constant repairs over the course of the next 10 to 15 years. Everything, as far as the purchasing process, went fine. But after that, there were certain things that needed to be repaired that took an astronomical amount of time to get fixed when it should’ve been fixed months ago.
There’s gonna be things you’re gonna need to do to maintain when buying a new home. But as far as a new build goes, that’s something that LGI Homes should’ve done better. We had a back slider door that didn’t seal properly and we couldn't even open it. And when it was shut, it wasn’t truly shut, so air would get through and as the colder months came around, it was harder to keep the downstairs warm.
There were also shortcuts taken in the process. Though Washington State doesn’t require the backyard to be finished to sell the home, that would've been a very simple thing for LGI Homes as a company to do. Now, I’m gonna have to spend around $3,000 to get the backyard done. I would’ve rather just tacked that amount on the $380,000 home. Also, it would’ve been a much easier sell point, too, ‘cause a lot of my neighbors had complaints about their backyard being a pain to deal with. But the other issues, like the slider, has been resolved already and it’s not going any further.

I came out looking for a house before we knew if my husband was going to get a job offer or not just 'cause the process happens very quickly. I worked with Stephanie at the start of the process and she was 1,000 percent amazing. She had a fantastic disposition. From the beginning I let her know that we have to use whoever my husband's work recommended. For about a month and half, any question I had regarding the house, she was always more than happy to respond to what I needed. She had the answers almost immediately. Then, when we were assigned an agent, and when we decided to purchase this home, I asked my agent to work with Stephanie but he did not. He was not nice which we pushed on to my husband's work so my husband worked with someone else. On the other hand, Stephanie came by and saw us when we got the house. She was very welcoming.
However, it really wasn't LGI that we chose. It was the area and the layout of the home that suited our needs. One of the things that was very disappointing though when people shop for a home is that they usually start by shopping off what it says on the MLS. One of our requirements was that it should have a screen and porch because we're very outdoor people. That's where we spend majority of our time in our last three homes. The house was listed with a screen and porch. But to no avail of my agent, there was no porch and it was not screened in although screening and a porch are such small things for a builder to do. So it was a great disappointment to find out.
Now, we have to screen it in ourselves or pay someone else to do it. It's not fair to the consumer. The one right below the construction manager went around and did the orientation to the property. Then, the construction manager made up the punch list which still has not been taken care of all the way. Both of those people are now gone from the company so there was no contact with them.
We've been in the house for over a month now and there are three doors that currently do not stay latched because they're not hung properly. In my bathroom, the tiles are all starting to come apart from the walls. We also have a warranty on everything but in the first week in the house, I also noticed that my upstairs heat was not working. I called the company that installed it, and I was told that they do not do warranty work on the weekends. That was disappointing especially in the winter. I found out on Monday that part of the system was installed incorrectly. The technician told me that it was LGI's decision not to cover warranty work on a weekend. That is really crappy customer service, especially when it comes to essential things in the house. So I went to the office to tell them about it. The lady who is now the new manager over there told me that wasn't true and that they would get us heat.
Also, we're up against the main road here but they put nothing back and did nothing to make it pleasant, except at the corner when you come in. There are no trees, shrubs, nor fence. We also can't sleep at night because it is so noisy. We run two fans in our bedroom to try to sleep. LGI was different then and right now, I don't know if I would purchase another house from them.

I picked a new home over the older homes as the prices were almost close, and then building was insured. The way that the older homes were built is like very small rooms and very small space, I didn’t want any of those. I liked these LGI new homes and the location, the way that they're built, and the background through the windows. I also like the way that they build the kitchen, they weren't cheap on it. I like the cabinets, countertops, and also the carpet. It's a good quality home and this is what we expected. It's located in a family-oriented community and it's pretty safe. I love walking there outside the place. There are more buildings that LGI is building nearby over my local group and they were pretty good.
The consultant told us about the schools and shops that are nearby. He was a clever guy, always smiling, and always helpful. I was most impressed with the way that he was speaking to us, his customer service. He was nice, and I could tell that he was smart for the sale and familiar with the buildings that they were selling. Any kind of building that I was asking, he was right there and showing it to me, and that’s what I liked about him. The only negative thing that I could mention was that I wish they would have painted the walls. For new home buyers, there's a lot of stuff you don’t notice. I wish he would have told us that we could paint it as there was no paint. He explained for us that later, if other concerns will come, they will guide us, show us more and tell us more about the building, roofing, floorings, and stuff. But working with him was pretty comfortable. Overall, I'm very happy and satisfied. I will recommend LGI Homes.

We moved into our new home at Honey Farms TN earlier this summer. We were in a rush to find a home because of a new job I had started in the area. As the months go by I am noticing more and more things that I am not happy with. Here are a few things. The garage is not painted, bare drywall, cheap light bulb for lighting. Builders grade cheap vinyl flooring in kitchen and bathrooms. It ripped easily when moving the refrigerator. Cheap press board countertops. Cheap builders grade carpet. Cheap builders grade appliances. Cheap light fixtures throughout the home. Poor drywall finishing. Poor finish carpentry. Poor finish painting. The yard was crabgrass, told it was just seeded. Creaking and popping floors upstairs. Constant sediment in the toilets.
When the crew of painters came to fix my "hit list" after closing, they painted the light fixtures, mirror, shower enclosure, and scratched the master bathroom mirror. It was not scratched when the first walkthrough was made. Made a warranty request to fix a cracked window, it has now cracked the whole length of window. Still waiting since October to hear when they will fix it under warranty. I am being honest about all of this. If I had paid more attention to the craftsmanship I would not have purchased a home here. I guess pride in craftsmanship is a thing of the past.
Hi Stephen,
We are sorry to hear you've been having issues with your new home. While our homes are built to the highest quality standards, we recognize that occasionally repairs are needed.

We went into LGI just to see what they had to offer. We couldn't even see inside a home until our credit was ran and we were pre approved. That should have been my first clue!! I have a lot school loans so the salesman Ben told us to finance in my husband's name only. We started the process and thought all was going well. We visited the house several times and they handed us "the keys to our house" to measure rooms and even water a tree. We are told to give our apartment the 60 day notice because we will be in our new home for Christmas.
Then we get a random call to come in the office. We are told my husband makes too much for zero down and we now need $8,000 dollars to close. We scramble to get it together under pressure but we pulled it off. We get to what we believe is closing day to be told the underwriter noticed my name on our joint bank statements and we need to start over with both of us on financing. After starting the process again our calls were avoided and no one has any answers. Everyone plays like they didn't know why this happen but everyone was in on this. They have no morals at all. Avoid the entire company. After reading these reviews here I realized I dodged a bullet by not buying a $225,000 crappy house. Let's see how long it takes us to get our earnest money back.

Overall an unpleasant experience. I was first pressured to put $1000 down on "the best lot" because it was being listed the next day. I wasn't aware that "the best lot" was actually the shortest lot of them all and had a drainage ditch in the back, the reason why it was a shorter lot. LGI righted a wrong and let me change lots. I thought I was getting the lot and the house I always wanted. What a joke!!!
Come to find out they changed the floor plan of the master bathroom and never disclosed this information with me. The bathroom was a major deciding factor when choosing two different floor plans. They won't change it back or give me money back either. I also had to drive 70 miles, over 1 hour, with a 3 year old to cancel my contract. The cancellation paperwork was ONE page long. When I asked why it couldn't be sent to me I was told, "I don't make the rules". So basically if you live out of state or are traveling you would have to make a special trip for this.
I was shown another lot, which I couldn't afford. Be aware of the buildings structure. The home I was shown was completed end of October and already had cracks and separation. They also refuse to give me my $1000 back even though they are in the wrong and even their website had the incorrect floor plan up. I was told they couldn't change the bathroom back because it would make other people mad but yet they also have 6 other people lined up for that house.
Oh and they don't care about their people, if that isn't apparent yet, and their customer service is subpar. I mentioned the appraisal had something about a flood zone over a month ago and yet no one looked at it, until I threatened to walk of course!!! Do not purchase from LGI and especially the LGI homes in Northpointe Crossing at Anna. Btw my agent was Donna.

My experience with LGI Homes has been good. The rep that I worked with was very nice and friendly. I didn't feel that she was very pushy or aggressive to make a sale. She took time to sit down and ask us what we were looking for, what was our interest as a family. She showed us all options, what was better fit into our financial need, what would work better for us and what we wanted physically. She did a very good job with us. It’s a good house, it’s nice. However, you can tell that they were rushed. After we moved in, we had a lot of little details that we had to get fixed. But they took care of everything in a timely manner too.
There were areas that weren’t painted and none of the primer paint were sealed. So, if you rub your jeans on it, it’ll stain the wall blue. And if you try to wipe it off, the white finish comes off because it’s not sealed. Their explanation was that they only sealed the bathrooms and not the rest of the house. But just like a lot of painting, a lot of trimming, moldings, the caulking was done very quick, there were a lot of gaps. The grout and tile work also looked like everything was placed quickly. They didn’t get to do it nicely. But we did mark everything and contact them, and they did have different people come out and fix the different touch-ups.
I've moved around various states and then finally having somewhere to settle down, it’s nice just to know that it’s our home and we’re the first ones in it. We got to choose what we wanted and they built it for us, and it’s nice. I know they were on a time crunch to get them done, but I would love to have the actual workers out there take a little more time and pride into their work. That way, they don’t have to be getting all the callbacks on all the little flaws that weren’t completed properly. The LGI community is nice. Right now, we just have a few neighbors. None too closer because we are the first ones on the block. But it’s nice to have a neighborhood park there down the street from where we are.

I first heard about LGI through a realtor and visited on a couple of the locations where they had some of the builds. I figured that a new home will be a lot easier to handle than an older home 'cause just in case an older home has any problems, I can't fix it myself. I liked the layout and how the house looked so that drew my attention. I purchased from Wynn that was acquired by LGI. The home consultant was great, very patient, she listened very well and gave me advice.
Right now, LGI did a crossover. I'm having a little bit of issues getting some of my works fixed properly and on time. They have a couple of things that needed to be repaired in a sense and that wasn’t really completed when I initially moved in, so I'm just waiting for that to be done. That is the only problem I have with it. I'm giving them a little time to get everything situated. But I love the quality of the build and everything is great so far. The neighborhood is brand new, it's just a few neighbors right now so I'm still waiting for the rest to move in. The whole environment is pretty nice, so I enjoy it.

LGI Homes had a program going on to move in for zero down. They were supposed to defer the payment for two months but we only got one-month deferred. They did everything they said they would in a timely manner. The build of the house seems basic. There were no extras like doorbell and cable in all of the rooms. I would have liked to have at least a telephone and cable hookup in the rooms. The community is good, our neighbors are all nice but it is a little far from everything. So, I went down and talked to the folks down here and made a deal, and it was a top-notch shop. Every question I had was answered in an honest and friendly way. They didn't pull any punches or try to hide anything and were very easy to talk to. The professionalism that they showed me was excellent, which is what most consumers look for. Purchasing a home with LGI Homes was something that we fell into. We had seen something about zero down payment and they took care of everything. So it was really for the financial aspect of it and everything was really easy. In fact, it was much simpler than I thought. You’re buying a home so obviously there’s paperwork involved. But they were upfront about what we needed to do, what we needed from them and what to do. So the process was fast. Brandon was a super friendly guy too. He was very honest and upfront. Also, he wasn’t overaggressive or pushy. He made us feel comfortable.
I like the community. But these are lower-end homes with no money down so you get what you get there. You also get low-end fixtures. But that’s based on the value of the home and overall, the quality of the home is fine. They do things really well with the foundation of the home and the HVAC's real nice. San Antonio, Texas LGI HOMES, Talise De Culebra location. Reps had only floor plans to show you in a binder, on paper, which we could easily do ourselves on the online site. Inventory homes from my experience today will not be shown to you until you get your credit pulled or talk to the finance/loan department. No money down. Sure is a good advertising thing but what will a consumer see? Where's the actual product? We made it to our 9 AM Saturday appointment, and was informed by another rep that the actual representative we were meeting was not even there. Was told he was tied up at another location. How can you make a specific appointment, and not personally be there to meet someone?
We just made it at the office where 5 employees were just showing binders and their 6 step process to other people, including us. We wanted to see an actual home on our visit, and see how it is built or what the builder offers. Pretty much all you can see is a paper floor plan, list of what they put in it, and that's it, again in a binder. You don't get to see the house in person. Decided to just leave, and be cordial about the experience. I am however leaving this review for other consumers or prospective home buyers thinking of visiting your company.
Basically you can't just walk in and look at a house. Sure everyone's credit and finances are important, but is this the new way to treat a potential buyer? Basically got the, "If you can't afford it or if you don't even qualify for it, why would I bother, waste my time showing you the house feedback from the rep." We were just looking for a house that could possibly be ours.
Hi Eric,
Thank you for taking the time to leave a review. We are sorry to hear you felt like you had a negative experience though it sounds like there may have been some confusion in the delivery of our process.
We do consider it extremely important to take the time to sit down and review a prospective buyer's financial qualifications, but that is only so we we can find them a home they are going to be comfortable in. We sincerely do not believe it would be Exceptional Customer Service to take someone out on a tour of a home that simply would not be able to live in comfortably from a financial standpoint.
Once we are able to determine which home(s) may make a great fit, we absolutely take our customers out to see the homes for themselves so they can make an informed decision.
Again, we'd like to apologize if you feel you had a negative experience, but we welcome you back to our offices any time you are ready. We wish you the best of luck on your search for a new home!

They had an answer for any question that I had or they figured it out. The process was also pretty much self-explanatory and see-through. Being in my age and my job, I loved it because straightforward is always the best way to work. They let me know if this was for me or if it wasn’t and I let them know if it was for me or if it wasn’t. In the area that we were looking in, it seemed like there was a lot of inflation on used houses. The prices were pretty high for houses that have been lived in, that needed updating or to be repaired. So, when we were on our way home from booking one weekend, we saw LGI and decided to drop by. There was a house for sale in the neighborhood and we weren't really considering a new build because I wanted some land. But when we compared the prices and how nice the homes looked, and the fact that they wouldn't need any repairs and modifications, we went ahead and bought from LGI.
We also had home warranties and we liked the idea of a new neighborhood being put together. Plus, we really liked the sense of a new home as well as a new community with families in there. LGI's community was gonna be great for our kids growing up, too, because in the park, there's a pool, volleyball, and street bikes. Plus, some of the other neighborhoods were older and didn't have as many kids or as many built houses in the area as LGI.
When we applied, Cindy was our consultant and we had a great experience with her. On the day we dropped by LGI's office, we sat in and she asked us if we were interested. Then she opened up the book and showed us some of the builds, options, and the neighborhood. She seemed like she had been doing it for a long time. LGI's reps then showed us the area, its benefits and qualities, as well as the amenities in the facility. We were already pre-qualified before we even went in, so that sounded like the next step. Then they walked us through to a couple of the houses. They were incredibly friendly and they answered any questions that we had or brought us to the right person that could answer those questions. We decided to buy the second house we looked at and we really liked it a lot. My wife and I looked at each other and even if I didn't say a word, I knew it was the right home for us.
During the application process, Cindy was also able to answer any sort of questions we had, or if she didn't have the answer immediately, she'd call us back within a couple of days and let us know. She knew the ins and outs and she was perfect. Other than that, I'm really impressed with the house we bought. We liked the finishes where it's sort of standard across the board and not necessarily open for upgrades because that would allow us to add our own touches. We might not have liked the upgrade option, so we liked that we have flexibility in the future when we're ready to do that.
So far, living in our new home has been great for many different reasons. It's closer to my work and we like the yard since we have a dog. We love the neighborhood as well. It seems very safe with five blocks of streetlight and it seems like it's gonna be a tight-knit community. So, we're stress-free. We have recommended LGI to a couple of family members and a friend.

I googled homes with zero down and I found LGI. I liked the price of their houses so I went and bought a new build home from them. At the time, I was living in Austin and even the older homes there were more expensive than this new home that I got. So, I was concentrating on the price of the house because that would affect the price of my mortgage.
I worked with Sarah at LGI and she was a really good person. On our first contact when I called, she set an appointment for me. Then our next contact was when we actually met. She was very friendly, very informative, and extremely patient. But when it came to underwriting, LGI would ask for some documents then later, they’d say they needed more. They weren't upfront about what they were going to need like the fact that I had to pay up my credit card. At the beginning of the process, they already knew I had a balance on my credit card but that wasn’t brought up until after so many documents had been provided.
Then at the end, they said that this and that needed to be done. So I would’ve felt a little more happier if they told me everything that needed to be known upfront than after I was already way into the process. A little more clarification in terms of what would be needed or what could possibly happen along the line would have been great. Other than that, LGI's reps were excellent and very helpful. They were also the most patient people I’ve ever worked with. When I had some technical issues in going online and how to provide some statements, their rep walked me through the process. I don’t now if that was part of her job description but I don't know that a lot of people would do that. And if there was anything I needed to do that I didn’t know how to find it, they would tell me I could get it from my bank or my job.
In addition, I like the quality of the home that I got from LGI. It’s good. During my inspection, there were a few things here and there that I didn’t notice but I brought it to their attention after I closed and they’ve already put in a request. So they’re willing to come and take a look at it. In fact, I still talk to my sales consultant if I need something in the community and I don’t know who and where to call. I'd call the office and ask for her, then she would jump on it immediately and tell me what to do or who to talk to.

LGI Homes is doing false advertising. Their advertisement says the home comes with over $10,000 in upgraded appliances. But they're the crappiest appliances I've ever seen. There was a regular refrigerator with just a top door freezer, a plain stove that doesn't even have a self-cleaning oven, and a dishwasher that won't even dry the dishes, even though you hit "dry". We bought our own refrigerator and put the other one out in the garage. There's not even one ceiling fan in this house. It's the cheapest light fixtures I've ever seen in my life.
They're cheap-built homes, but I expected a little more help when I had a complaint. it doesn't seem like anybody gives a flying rat's rear about whether you're having issues with your home or not once you're in it. We got three bedrooms, two baths, two-car garage, but we don't have grass in the backyard. We're paying $180,000 for this home but the garage barely fits two cars. The windows of our Malibu have to be pushed sideways, so that we can get in the other car. We also had to put in a garage door opener because it doesn't come with it.
You can barely set a bed in the two extra bedrooms. There's not even a patio and they just built a cement step. Now they're starting to put slabs out there because customers have asked for it. Also, they're starting to put in granite countertops. They've got the cheapest countertops I've ever seen. There's no backsplash in the kitchen. But that's all left up to the homeowner. The builder cut every cost possible.
You also have to put in your own gutters. They put some kind of stupid stuff right out front in your walkway that all it does is hold the water out by your front door. It drains the water to your front door. I love the neighborhood and my neighbors are all very nice, but everybody's got the same complaints. You come into a house and you expect to have shades in it, and they're only gonna put a shade up in the front of the house. The rest of it is your responsibility. The house doesn't even come with a doorbell. Also, they put flat paint that you can't wash throughout the entire house. They said they did that to make it easier for us if we wanna repaint our home. If I could have bought my manufactured home, it would have been built a lot better than this home.
I wanted carpet because these are spec homes, so you can't change anything in them until after you buy it. I had to have the carpet tore out, and used the same company that puts in the flooring for LGI Homes. But right now, I'm disputing my charge because they ruined every wall in my house. The company installed the flooring on a Friday, and I moved in on a Saturday to inches of dust all over my house. They told us that they were not a remodeling company, and they did it as a favor.
The people finally came out and looked at what I told them because the flooring company damaged my living room linoleum that they didn't even have to touch. They looked at it the other day and I was supposed to hear from the guy yesterday. Granted yesterday was a holiday, so I'm giving him that, but I haven't heard from them today. All I've asked is to have the $250 reimbursed to me that it cost to have my walls painted and touched up.
Two days after we said we would buy the house, the price dropped down. They told us that in October 1st, they would raise the price $3,000 to $5,000. I happened to go onto a website and found it had dropped by $1,000. I immediately let them know because I'm not paying $180,000 for a $175,000 house. The salesman was a nice guy and he gave a good sales pitch at the office. But we've done nothing but sink money into this house since we got here.

I received a postcard from LGI in the mail and I found the price of their houses to be reasonable. So, I called their number and their salesperson called me back a couple of days later. He asked me some questions and at the time, I wasn’t looking to buy a house but I was kind of interested. He told me to see him and that we’d just talk and see what they had. He wasn’t pressuring me or anything but he encouraged me to sit down, talk with them, and see what the best option would be.
I saw a couple of houses there at the property and I wasn’t anticipating in buying one that day but it happened. They gave me a check list of everything to come back with the loan officer and I followed that. The loan officer was amazing, too. She explained everything to me when I signed the paperwork and assured me that she would be able to take care of me if I had any questions. Then she let me know when the closing date was. So the salesperson and the loan officer explained everything to me and they didn’t keep any secrets. They were honest with me and let me know everything to expect and what to bring. There was an orientation as well after I closed where I was shown everything about the house, the maintenance I had to do, and where everything was. I wasn’t expecting that and it took about an hour but that was really nice.
As a first time homeowner, I didn't have any experience with home ownership and I heard from other people about how long the process takes and all the going back and forth. But everyone at LGI was great and they made the process really seamless. From the time I looked at the house to the date I closed, it was less than 30 days and I couldn't believe how fast it was. I had to put down with the loan program that I qualified for, which was through the US Department of Agriculture, and I was so surprised that I was able to get approved for it because of my limited income. Plus, I didn’t have to put down a down payment other than a $1,000 deposit to hold the house, and I didn’t have to pay for closing cost or the loan officer fees. I'm sure they were included in the price of the house but by doing that, LGI made things more simple and a lot easier.
As for the house I got, it pretty much has what I would want as I’m a single person with a dog. It has two-bedrooms, two baths, and one car garage. Most houses like mine around here in the Tampa Bay area are either a mobile home or are 30 years old or older, which is okay. But I wanted a house where I had peace of mind that I could move-in ready, that it didn’t require work or that the air conditioner or roof needs to be replaced. So, it’s difficult to find brand new small houses, unless it’s a mobile home which I wanna stay away from, or a condo or a townhouse which I didn't want because I didn’t wanna pay anything extra on top of a mortgage or an insurance every month for that.
All in all, I bought an inventory home so I wasn’t able to pick out anything but I’m satisfied with it. However, if I was having it built, I would not have carpet and just have all hard floors. My dog sheds everywhere, so I have to vacuum clean. Other than that, the house is in a street with some other new houses and LGI is in the process of building some more. So, as long as everyone keeps up their properties nice the community will be good.

I lived near LGI Homes, and I'd been seeing their signs and I was able to drive by some of their houses. My home consultant was great. I'd give him a call first, so one flick around and he was there. He was easy to work with and not pushy at all. He seemed very reliable and trustworthy. As I was looking on rented homes, I thought that he was very straightforward. He gave me some really good answers, and I made an easy decision. The quality of my home's build is good. I haven't experienced very many hiccups, and with the ones that I have experienced, the project manager has been very helpful in getting them fixed.

There are certain extras like cable is already pre-installed, refrigerated air device and a swamp cooler for the area. Things like that just makes it a lot easier. She explained everything and made it easy. She was like the best closer I've ever had in a house, and I've had a couple already. We love the home. It's awesome. It's a sealed home and we don't have dust. It's a beautiful house and well-styled. LGI made my life a lot better.

I wanted to start fresh and new so I could actually see what was going on with the home. I had some past experiences watching my relatives go through other builders and I looked up the reviews on LGI. I found it quite interesting and I wanted to see what they offered. When I walked in there, everybody was so nice and friendly. They guaranteed that I could get approved and they could get me a home. Heather and KC were my home consultants. If I had a question or a concern, one of them reached back out within hours or the next day to give an answer. Everything they told me was accurate. Aside from the light fixtures particularly the lights in the bedrooms and the living room that they could have improved, I love my new home.

When we were looking for a home, we didn't find what we needed that was reasonable. Some building companies acted like there is gold underneath the houses they make. Some of the houses were 500,000 or 600,000. We went through the internet and found LGI. I contacted them and got a hold of Wes. We met and he was very helpful. He showed us the house and gave us very good results. I was very pleased with him.
Everybody was very helpful at LGI. Even the loan officer was very friendly. So was the gentleman who constructed the house. He came over and went through everything and told us how to take care of certain things in the house. However, they didn't add the stuff that they put over the tiles on the floors and countertops to protect them. The guy told us to do it ourselves. Even so, I would recommend friends to LGI. People who don't want to rent and instead want to buy should go to them. They gave me a very good deal.

LGI treated us with all due respect and as good as anybody. They walked us through everything that was supposed to be done and they were all professional at what they do. John, a rep there was very respectful and nice. He showed us everything. However, there were three things including the door jammed that are bugging us a little bit. Also, it took a few hours just to get in contact with them and they probably had other customers, but they responded very quickly to questions. The quality of the home is good as well and I love the cabinets. But for the price, there could be more improvement on the range of appliances and other stuff. However, that was okay for me. I worked with Crystal and she was very knowledgeable with the area and had a lot of good things to say about LGI. So that helped us. Everything just worked out, and I've recommend LGI to my sister.

It makes sense to buy and own a home in this area because the prices of older homes are pretty much the same as buying a new home. It's about a 10,000, $15,000 difference, so for that, you'd rather buy something new than something used. I heard about LGI Homes back in 2012, and they were building back in Sunset Meadows. I went back in there and looked, and I just didn't wanna be that far out, so when they built closer to the interstate I said this would be the way to go.
I bought the Cypress model. I like that all the bedrooms are huge, which is where you spend majority of your time especially if you work like I work, which is too long. The closets are also huge. The only downfall is the shower in the master bedroom is really small, so it needs to be a little bigger. Jeff of LGI goes above and beyond. He answers his phone and when I'm just trying to send him a text, he calls, even at 11 o'clock at night and sometimes 12. He's available 24/7. I even asked him to put a ceiling fan in the living room, instead of me having to have to contact somebody to put the fan up. He deserves a raise because when I was closing, there were some other people, and they said the same thing, that he answers his phone and returns calls no matter what time it is. LGI Homes really does a good job. They also run all the power on the outside, so you don't have to worry about your easement. It gives you a little more yard,

The only thing was that this was a first-time homebuying experience for me and my wife, so there were things that we didn’t look at. It’s a beautiful home, but you can tell that the contractors that they hired kinda rushed through some of the things. I got walls that aren’t square. I got tilework that is not squared up. I got crooked floor molding. The sheetrock on the ceilings, you can see where a lot of them are joined. Some are by the back door. The molding around the door doesn’t butt up all the way. Nevertheless, the neighborhood is nice and it's very peaceful. We are happy with the experience.

I have lived in the LGI Westwind community a little over a year now. The houses are built poorly and all the neighbors are having problems as well. Plumbing, cracks, HVAC...the list goes on. Warranty is a joke. They refuse to fix my HVAC system. They said it is working up to spec. I talked to the person that designed our system for my home. It is not acceptable for my house to reach 80 degrees on a 90 degree day. I have at least 4 other neighbors having the same problems. One sold their house and ran as fast as they could because they would not fix it.
They talk about all these great standards and integrity that they have during all the walk-through and closing. Once you start reporting issues, like flooding from toilet backup coming up your shower, siding falling off, shower door leaking water out, front doors breaking, inside doors falling off, floor problems, cabinet problems. They build through the lowest builder and it is horrible quality work.

We had had an older home the last time and we like new homes. We wanted to know everything was new and in good working condition, and just have a nice, fresh start on a new home. LGI is in the area where we were interested in living and their homes are in our price range. It also seemed like a good quality home once we visited. We were working with our realtor mostly and when we looked at two different LGI houses, the LGI representatives were very knowledgeable and courteous. They were easy to work and talk with, and they always had an answer when we asked questions. So, it’s been a good experience.
We bought the home 2 weeks ago and when we did the final walk through with the consultant, we made the list of the things that still needed to be fixed, agreed upon it, and went to closing. The consultant said, “Here’s the number, here’s the list we talked about. Let me know when these things are gonna be scheduled and completed.” We were told to go on Buildertrend for communication and I would just send an email. I assumed that I would get an email since I emailed them but I have not seen an email and haven’t heard back. I’m not that familiar with the Buildertrend site but I’ll go on it to see if there’s anything on there.
Our home was built under Wynn Homes before it switched to LGI and it feels a little abrupt in the change to LGI. I’ve bought several new homes before and when they’re not quite done, they make a few changes or even will pay for it if something is changed out. But we were told right upfront that there’ll be no changes and LGI sells it as is. So, that doesn’t feel great as far as the partnership and our purchase but it is what it is and that’s okay. Right now, we’re just dealing with punch list items that have not received a return email or call on when they’re going to do those items. I’ve been at new homes multiple times and they would process. It’s all fine, but there are a few things to finish up. I don’t wanna get in a situation that it’s difficult for us to make that happen. It should be initiated by them. They know what is and they have agreed to the items so now, they should make it easy for us to get it all taken care of.
Overall, the home is not custom but it’s a good quality home. There aren’t any amenities in the area as far as club houses or common areas. It’s very low key, which is what we wanted. The lots are very nice and have trees and the driveways are long so they have done a great job in designing the neighborhood. At least, those are things that are important to us.

Buying a home through LGI was an easy process, they have good customer service and their people are friendly. The houses are beautiful and built well. The guy who was showing us the homes was professional and understanding. He was down-to-earth and a well-rounded guy. He did his job well. He wasn’t trying to upsell us. He was listening to what we were looking for, showed us what on our list the things that we wanted in a home. He took the time to hear what we had to say than for us to hear him. So, that helped.
The quality of the build of our new home is good. We haven’t had any issues other than we had to replace the hinges. For some reason, whoever put the hinges on every single door used these tiny screws. So, by two weeks of living there, the doors were coming off the door jamb. But we talked to the builder and he said, “Oh, yeah. I don’t know what happened there. They were supposed to use this size instead of that size.” So, we went to the store and then got the screws and my husband replaced them.
Our LGI new home community is good. But I would’ve made it more kid-friendly and put a little playground somewhere in there or a community pool. They have the Splash Pad a few miles down, they have the little green belts but there is no playground. Since we’ve lived here, there have been other families that have moved in. When we first moved in, there was only a couple elderly people, but now it seems like the more houses that gets bought are more with younger families.

The loan process was great and the online signings are up to speed, which were very cool to me. Also, the closing was very informative and on top of everything
However, the build could have been done a bit better. LGI is building the homes very fast and it’s taking a hit on the quality of the homes. We already found some cracks in our foundation, on our driveway and on our garage. Our yard is not very good either. But those are the only complaints I have. Bobby was the one that took care of the work orders when you have problems and you're going through LGI home warranty. Going with LGI was a very quick transition for me. We bought our newly built home on a Friday and moved in the following Thursday. However, there are a lot of things about the house that I'm not happy with, little things that I need to be corrected. It appears that LGI's builders did everything really fast. They didn't care whether things were crooked or half-finished. They didn't clean the cement off the porch either. Furthermore, LGI has told me that I have to wait a year to get these things corrected.
Additionally, the community where the house is located is very isolated. I live in a double block but nobody is ever around. With LGI's homes, the company just puts everything in the unit and people buy it. They don't have a choice to upgrade. So, some people who have moved in brand new units are tearing out the floors and the carpet and changing things.

So at the time, we have to choose the home within one or two days to get that discount or to catch hold of that particular house. It was a little difficult for us.
We got the Eldora and it's the costliest model. The home is okay, quality-wise. But we are not that satisfied with the soundproofing. When the kids make noise, we can hear directly downstairs. It's very audible. We also noted that earlier in the floor plan, the home had a pantry. But when the home was built, the latest floor plan didn’t have the pantry because they moved the fridge over to the pantry space, and we don’t have the kitchen pantry. We also don’t have any linen closet in any of the bathrooms. But if you see in Monarch model, they have two linen closets and one pantry space. Everything is there and it's less costly than our home. We don’t have anything, and it's a little more disappointing for us.
We recommended our friends to LGI and one of them took the recommendation and also went with our Realtor. They booked the home and closed it, but when we asked LGI about the referral bonus, they told us that they were not giving it to us and that they would only give it to the Realtor. I want to start by saying that the company has been researched by the person who was a client and found to be a very good company. That being said I don’t know why the experience was so manipulative. I accompanied my mom who is approaching sixty along with a child that is special needs. We looked at a couple houses in the Lakeland district and decided against purchasing. Our consultant was Danny and he told my mom that her credit score is a time bomb and after that day it would drop a few points and she would no longer qualify to buy. He told her he was an expert in credit scores and pressured her into making a snap decision. She said no and he reluctantly agreed.
Then his manager Nick got involved and took us to see another house even though the child was having a meltdown in the 90 deg heat. The house we were taken to had no air conditioning as it was under construction and they tag team pressured my mom into buying while upstairs in the heat and no air circulation! My mom was so exhausted and pouring sweat she could barely get off the stairs. They seemed to only care about the sell and not the clients well being. They didn’t stop till she agreed to buy.
To celebrate the sell, Danny asked if my mom had a problem with sugar and when she said she was diabetic, he handed her jelly beans. Maybe it’s just me but I would think more care would have been shown for a meeting that was scheduled ahead. But there wasn’t. And the whole experience was obvious manipulative sells and they didn’t seem to care at all. Again. Probably a great company. And maybe they had too many appointments that they all ran together. But I had a child with a meltdown and a mother in pain from the intense heat. And an hour drive back like that when that could have been avoided.

There are parts of me that’s happy with my LGI home and I'm satisfied for what I was looking at. If I had to do this again, I probably would do it again because in my situation, coming from 1,700 miles away, I couldn't build from scratch. I stayed temporarily in a lot of places and that was a hassle. So this was move in, boom and it's done. LGI Homes is about the only builder around here that does that. So they really have an edge on that.
On the other hand, although I know LGI homes are entry-level houses, you should be able to function with them being the way there are. There were a lot of things but the home was already finished so I couldn’t change anything. I've bought a lot of houses and I renovated houses for 12 years. A lot of the problems I encountered is because of cheap help. They are not under real supervision and they get the cheapest help they can get. All the builders do it. With one house that I was in, the master carpenter was 21 years old. That doesn’t mean he didn’t have the qualification. It just means that LGI didn't wanna pay anybody anything. They got the cheapest stuff they could.
I had a hard time fitting plates in the cabinets. They're not very wide and if you have an extra wide plate, you can't put it in there. The fixture in the kitchen was also way over. If I put a table directly under it, the chair would have been up against the wall. So I had to move that and I had the expense of doing that. With one of my cabinets in the kitchen, you can see where something was laddered up against it. You can't see it when you're moving in and in some lights but you can see it when the light is in the back and the light comes right on it. So this concerns quality control as far as what these guys were doing.
The ceiling could have been better as well. I've got a pieced section but I won't have anybody come in and fix it. They will make a bigger mess than what is already there. So that stays the way it is. I also had a leak on the outside of the house and when I had the plumber who was putting in my water softener work on that, it looked like somebody had banged into it.
I didn't expect things to go perfectly but there are things that could have been done better, even in terms of design. With this particular model, I have a closet that’s like an alcove when you come in the front hall. That’s wasted space. That could have gone into the closet. The master bedroom closet could be a little bit bigger also. It's the smallest closet I've ever had with the master bedroom. There was no stone in the backyard either. We just went through a tornado and half of my backyard is on my side.
The biggest thing though was not leaving me any paint, carpeting or flooring. Whenever I did a house or improved something in a house, I left behind the rest of the materials so if people had a problem, they could actually do something about it. Things happen and they can match up much more easily. When there are some things on the floor, how are you gonna match it up? You can't take it with you. The carpeting was really a hassle. All the builders had put in pretty much the cheapest carpeting they could possibly put in.
Plus the original people who put it in were not upfront about the fact that they felt it was a conflict. I'm the one who had to say it. After being put on so many different people’s voicemails, I had to ask if there was a problem. Everybody was so busy covering themselves from any type of suit that customer service suffered. I just wish they had been upfront. I'm a big girl. All they had to say was the name of the manufacturer and the style numbers. I did this for a living for 12 years and I know how to chase down a product. There was a lot of waste of time with that. I had allergy and after a couple of days, I ended up ripping out the carpeting and padding, and putting in vinyl flooring. I like the product that they put in though. I have a cat and with constant hair and with allergy for me, it was the way to go.
When I had my floors put in, the installer was not careful and left marks on the walls though. I had the owner come out and take off as many marks as he could and he removed the paint with it. I was told that the paint on the wall was a real paint though, not a primer. But I went and took just a smudge off the study wall and the paint came with it as well. So it wasn’t that this guy was pushing too hard on it. I ended up having to repair here and that didn’t make me happy, but at least I have color on the wall.
Also, when I asked if there was a builder incentive, they asked me what I meant. In some houses, it's blinds or the stones. But I was told that there wasn't any. So I purchased insurance and after the fact, I got a phone call saying that the insurance was free the first year. Nobody had told me that and trying to get the money back took quite a bit. The other thing that really squirreled me out was that when I was looking before I purchased, they had all these "sold" signs up and down the block. Everything was sold, 16 of them, and they gave me two models to look in. When I asked if there was anything else, they said there was nothing else to look at. But when I went to close the very next week, all the signs were gone. All the names were off the board and they said they all fell through. That was a lot of houses to fall through though. I'm not naive.
I wanted a finished neighborhood and I wanted neighbors. But now, I don’t have neighbors. So it's kinda eerie here. It's almost like a science fiction movie at times, at night especially when there's no one around down the streets. I don’t like that. I thought I bought a neighborhood. It may have been bait-and-switch but I don't know. Who knows what's going on in this world? People do things all the time to make things look better. Slowly but surely though, neighbors are starting to creep up from the end of the block. And anyway, I'm here. It's three months later and I'm trying to put all that stuff behind me and enjoy my house. It's a new chapter here and there's peace and quiet. A new house like this does have its advantages with a lot of work to get it to this point. It's starting to look like a home.
For a freestanding house like this that is totally done, you can't expect as much as when you are custom-building and building from scratch. So LGI Homes was probably the best way to go. The layout of the neighborhood itself is good. That includes the sidewalks, the streetlights and the sewers. I did not have all these things before when I was living in Florida. So that’s a positive. The outside construction of the house also looks good and very solid. They did a good job with the general layout of the house as well. I have claustrophobia and this whole open area is really good.
The walls are also in decent shape and for the recessed lighting, what they had was good lighting. I'm glad that they put it in as many places as they did – the front hall, the hallway, the bedroom, the bathrooms and the kitchen. Those are timeless. That was a good choice. I put in all the rest of the fans with lights in, and it was easy to match up that type of thing. The master bathroom is nice and it has a full shower which is perfect for my use. My electrical bills have been less than what I was paying in Florida as well.
The general manager who goes around and takes care of all the rest of the houses has been good with the different things that have gone a little goofy. I had a motor that went on the whole house air circulation and since he got me another motor, I haven't had a problem. So he's doing his job. He is a congenial person too. Another thing was that I didn't get manuals for my appliances. But they have been helpful with registering my appliances. I don’t have a computer, WI-FI or internet on my phone so I went in every time to do it. One of the ladies was very nice and helped me put them in even though she didn’t have to do that.

LGI Homes is pretty cool. My wife found the house and fell in love with it. Purchasing the home wasn't too stressful. It was nice and easy. Our home consultant was pretty cool. Whatever we asked for, he was ready to do. He took us through all the houses. He started at the bottom and worked his way up. We looked at every house and then we found this one and it was perfect. Everybody was telling me the closing date might be for a month or two, but it was three weeks tops and everything went pretty simple. When we first moved in, they had certain things that you weren’t allowed to do for the HOA. I'm following and doing everything, so all is good so far.

We bought our house through LGI Homes back in March. We really enjoyed our experience with them. Their reps were very nice and courteous. They were very helpful with a lot of information that they had. We pretty much didn’t have to ask too many questions. They were very straightforward and they answered all our questions that we had about the homes that they have. LGI Homes told us that they don’t do the customizing. They build the houses one way to make them affordable for people to be able to buy a house. It's easier to add on what you want instead of having to pay all the extra cost, like for ceiling fans and stuff in your mortgage, which is true.
Our electric bill was pretty awesome and it was really cheap. They have energy-efficient windows, so that was really great. I was very pleased with their customer service. When the refrigerator that came with our house went out, we were having a hard time how to do the warranty online and they helped us with that. They didn’t have to do that. So, they were very helpful even with the stuff that they don’t even have to help us with. I've recommended LGI Homes to our friends and family.

I felt like the newer, the better with a house, so we chose to go with a new build. It was something that we wanted. The workers at LGI Homes took the time to help us and that was nice. The home consultant, Rosy, was really nice and she made me understand the benefits of living in that area. I was a first-time home buyer, so I didn’t know anything about houses and the home buying process, and how that works, so she made it easy for me to understand. I felt comfortable working with her, like we were friends.
The quality of the build is really good for the price. But the only problem with our house is that I wanted the appliances to have been newer and stainless steel. It was nice to have new appliances, but my taste prefers stainless steel appliances. The new home community that we live in is nice and I like it. Living in our new home is convenient for me and my husband. We like having our own house to ourselves instead of living in the military base. I'm very satisfied with LGI Homes. I would definitely recommend them to my friends and tell them to get a house with LGI.

I used to live in Texas and one time I tried to buy a home from LGI. We couldn't work out anything but then I got flyers in the mail from them thereafter. When I got the 7th one, I went to the LGI in my area to see what was going on and things worked out. I worked with Carl, and he was true to everything that he said. He told me that all I had to do was have $1,000, say yes and we could go and get the house. I thought it was a joke but then my brother lent me $1,000 at the time and I moved forward from there.
Since getting the newly built house, I've found that the quality of the build has been excellent. However, for my four bedroom house, I would want more entertainment outlets. The one I have only came with two, the living room and the master bedroom. In the three other bedrooms, there were none. Nevertheless, the house is in a growing peaceful community. There are a lot of friendly folks where I live and I think it's going to be an awesome opportunity for me. LGI has been really changing the home-buying experience for a lot of individuals. By having everything in-house the way LGI has it, going with them is an excellent choice for people. If you are serious about home ownership, LGI is the place to be.

I was looking for a home and came across LGI due to their flyers offering new homes for apartment rent prices. To view homes, you have to go through their entire process and answer questions in a prompted manner. Be aware, they do a hard credit pull at the office. I told my rep I was single but he still took me to all the family amenities of the neighborhood I told him I was not interested in. An hour later I was finally taken to view the first home... we started with the smallest home on my list. Before viewing the next home, I was told what my monthly payment was going to be... NO OTHER NUMBERS GIVEN. I was brought to a home I had no interest in before allowed to see the other home on my list.
Again, I was shown my final payment amount and asked to sign stating I was going to purchase. He was shocked when I hesitated and proceeded to use tactics to get me to sign before leaving. All tactics from start to finish feel as though you're at a dealership... I was never shown interest rates or other fees. After research and running numbers, I found out the interest was over 1% higher than my lenders... credit score is 800. I told my rep I "was not happy as he did not release all numbers which is dishonest and I am glad I did not sign." His response was "I am sorry you felt that way. Don't ever question my integrity, I do NOT lie. We moved in 157 families last year and did lie to one of them" (not a typo and written exactly as I received).
Hi Tim,
We stand by our product and our process, however, what you shared is not indicative of a typical customer experience.
The commitment to our process has led us to proudly moved in over 27,000 families across that nation, many of which have been through a similar situation as the one you are in.
We hope you will consider us in the future and wish you the best of luck on your journey to homeownership.

The reps from LGI Homes showed me around everything. They were very courteous and very informative. The home has pretty good quality and I like it very well. The community is peaceful and I like it just fine. Our patio in the back only has a little stoop that's about a foot wide, and I was dissatisfied with that. If I wanna get it done, I'm gonna have to pay for it. Other than that, everything went pretty good With LGI Homes.

I decided to go with a newer home so I could get pass the appraisal. VA loans are particularly easy on new homes. If you got an older home and it's not completely squared away, you're not gonna get the VA loan. It has to be squared away. A friend of mine told me about LGI Homes and my real estate also mentioned it. We were out here looking at D.R. Horton Homes, who is one of LGI Homes' main competitors amongst Bloomfield. It is one neighborhood away and we came over here. LGI had the old zero down so we swam down that creek and all things went fairly well.
I liked the rep's knowledge, and he was calm and courteous. Also, I feel good about the quality of the build. I was a little uneasy at first because these homes are flying up very fast and because of that sometimes you lose a little on the quality. These houses are popping up like popcorn out of a machine. I had a couple of quirks when I moved, but they were fixed immediately. We got a guy by the name of Bobby who was to troubleshoot the issues after the homeowners moved in and he helped me out considerably. He showed up over here and took care of a couple things that weren't working correctly. It didn’t even go to the warranty stage. He just came over and got it right. That felt good.
LGI gave me more home for the money. Also, I really liked the floor plans. My media room, master bedroom and two bedrooms, and laundry room are all upstairs. I don’t have to go upstairs or downstairs with the laundry. Some people couldn’t figure out why my laundry room is upstairs. I said, “It's a luxury.” I can come out of my master bedroom, walk through my media room and walk right into my laundry room. That has a plenty of room, tiled in. Also, there's a hole in the floor with the pipe in case I flood it and the water goes right out the side of the house. LGI Homes built that in. I also have a window in my laundry room, which is very cool.
I came in by the 10th of July and I've been here for a couple of months. If I go out of the house to grab a drink, it's pretty nice. I'm across the street from the pool. If you live in a condo, the HOA is always going to be $250 to $300 on the average, but here it's $39 a month. We could use the pool anytime we want to. There are splash pads for the kids. It's like a master-planned community, but in a way, it's a little baby master-planned one.

I went to LGI Homes' drive-thru and asked the lady, and she said, “Oh, my grandma just got a house over there,” and I said, “Okay.” Jose, the rep was very nice and he explained everything. He doesn’t work every day of the week, but when I needed something he would let me know. And if he wasn’t there, he would tell me who to speak to. I liked his knowledge of everything. I had a lot of questions because it has been a year that I was looking for a house and he was able to answer very well every question I shot at him. But when it was a specific question due to structures, he got me in touch with the gentleman who was in charge of the building.
Also, my husband spoke with the rep. My husband didn’t go inside the house that was under construction. He stepped outside to see how the house was being put together structurally because he didn’t know if there were any supporting walls in the house. Since my husband does construction, he wanted to see how it was put together for future purposes if we ever decided to change something. However, I could understand trim and doors being white, but the whole house is white. But it's an easy fix. LGI Homes gave a coupon to get paint. I like that the house is mine but it's a bit further away from the grocery store than I'm used to. But I weighed those pros and cons before we decided to come out this way. Also, the entryway could be a bit nicer, but I know that it's still under construction so I understand that. There are a lot of nice people out here and it's pretty quiet.

I saw LGI Homes' offering for zero down with the build. I saw it in Nashville and I ended up inquiring if they had anything in Georgia, then I stumbled upon the community in Bogart. The initial person I met was Miguel, and then towards the end I dealt with Samuel. The whole experience was very informative. They were there for me, answered all my questions and did their due diligence to help me out and get me into a home. I appreciate their work.
There are still some things that I need to get looked after like a closet that has not been able to open and the fan in the bathroom. I have to talk to the gentleman that sees us before we sign the mortgage. He told us to give him a call so we made him aware of that. We're still waiting on them to look at those, the transition with the lawn and then the property guidance. If I want to go ahead and put a fence, I just want it to be outlined so I'm able to do that instead of asking everybody the outline of my property. But the quality of the build is nice.

I like the style of the homes and the location of Clayton. The rep was willing to be patient when we first started looking, and followup was pretty decent. Although, I was surprised that they put blinds in the front and not in the back. Also, the AC in the master bedroom doesn't get as cold as the rest of the house. We've done one warranty claim already for a small wiring issue where if I turned off my back porch light, it turned off the electricity in the front room. Other than that, everything else has been pretty seamless.

We liked the convenience and safety of having a newly built home. LGI had a home that was suitable for my daughter. They had a new build so I didn't have to worry about structural problems. Furthermore, the home was located at a convenient location. Their reps had everything streamlined. They made things really easy for me as I'm in Maryland with my daughter and the house is in Georgia. Thus far, the quality of the build has been good. The area where the home is located also has a community pool as well as a basketball court which are good for kids.

LGI Homes was within a better price range than some of the other homes in the area and I was looking for a fast move-in. I’ve gone out to them on three different occasions. The third time I went back, it was the right time for me to purchase a home. The sales people were very professional and our interaction was awesome. I wasn’t too pleased about the walk-through. My contractor got a little defensive when I started pointing out some flaws within the home because he didn’t have his tape and he didn’t have his clipboard ready to mark things down. He didn’t explain that it was a walk-through so I was a little disappointed in that part but I did let them know and gave them what I thought should’ve been done. If they could explain what it entails and have the clipboard ready, that would be a lot better and would go a long way.
Furthermore, we had a lot of rain recently and the back door swelled up so it was hard to open and close. Once the water has evacuated, the door would go back down, but it does do that when it rains because the water gets in between the very bottom of the back door. I think it’s part of the build because water shouldn’t be getting in there causing the door to swell. The door in between the house and the garage has a gap at the top of it so I need to put in a home warranty repair for that as well.
