LGI really helped me through the purchasing process. They explained everything very well and everything was good. But now that I've started working in the house, I found a couple of mistakes. They didn’t pay attention to a lot of details, like perhaps when they put the cement, they didn’t do a very good job. They also forgot to cover the gutters. The water goes through outside to the yard, not straight to the tank. There are some small little things but not many. Other than that, the property and the area are fine. Everything is good. My family is happy and I’m happy with the house.
Hi Jose, thank you for your feedback. If you find any problems that you believe will be taken care of the warranty, please submit a claim through our online portal. We're glad that you and your family are happy with the house and we hope you enjoy it for many years!

The community is nice and the build is energy-efficient and high-quality. I wanted a new home where everything is new as opposed to an older home and I felt very comfortable working with Bobby at LGI Homes. He did a phenomenal job. He was caring for the most part. The people at LGI actually cared about me, what I was looking for and what I was trying to accomplish. They also answered any questions that I had on the spot and didn't hesitate.
Hi Jared, thank you for your review! We are happy to hear that the process was smooth and you felt taken care of. Congratulations on your new home!

LGI Homes gave us the opportunity to purchase a home, and the steps were easy. They worked with us. We were already in the new home in less than a month, so we liked the way they worked with people. They totally help them to purchase the home, so my husband is very pleased with them. We like the quality of the build. The community is quiet and we like it too. It is very nice and clean. We don’t children but we have grandchildren, and they come to the house and they spend overnight. They have a park very close and they love to go there. We enjoyed our neighborhood. I travel from my job to the house, and it’s a straight highway, so it does not take a long time. It is very good. We are very happy.
Hi Juana, thank you for taking the time to review us! We are thrilled that you enjoyed the buying process and that you are enjoying your home and community. We hope you create many happy memories there!

I like the style and the price of a new build LGI home. The consultant, Maria, was good. She helped me a lot. However, I wanna complain about the loan officer, the one that's making deal with LGI. I tried to do the loan with her and she said I had to come up with 50% down money. Then she said that I was not qualified for the loan. The other loan officer from somewhere else could do it for me. Then I have some problems with the carpet. There’s a lot of nails that its tips just stick out. My kid was running around and he got hit by that. He got bleeding. I’m about to report it. We just moved in. But the amenities are good. Our new home is like a place for everybody living together. It’s nice with everybody there.
Hi Ammica, thank you for your review. Although not an employee of LGI Homes, we are disappointed to hear about your experience with the loan officer. We are glad that everything worked out and we were able to get you into a home. You can submit any problem you have through our online warranty portal. Congratulations on your new home!

I've owned older homes in the past, and with newer homes, you don't have to worry about that much maintenance. I got one form LGI Homes. My home consultant, Roger, was great. He knows his business. He said he's been working with LGI for 14 years, and he's been in this location for that long. So, he knows the homes and what he's doing. He's very familiar with the location.
The quality of the home is not high standard. Some of the foundation is getting holes where the dirt is. It seems like they rushed the home to be put up too quickly. My sink has a garbage disposal, but it didn't come with the stopper for the disposal. The carpet is okay, but the linoleum is probably the cheapest they could find. When I had a new washer and dryer put in, the feet on the washer and dryer put holes in the linoleum. And the company that brought it in is gonna make it right, but I noticed even setting it down, it made little gashes in the linoleum. So, you know the linoleum is very cheap.
The amenities that are provided in the area are very good though. They're also making improvements. Next to the dog park, they added more shaded areas and more trees. I live right next to the dog park. The school seems really nice. The park that they have and the location seem really good. Our new home affects my everyday life very well because I've been working from home since this COVID19 started. So, being in a new house is really good.
Hi Annette, thank you for your feedback. We do have a 10-year structural warranty, so if you are concerned about the foundation, please submit a warranty claim through our online portal. We are happy that you enjoyed working with Roger and appreciate the amenities of the neighborhood! Congratulations on your new home.

I lived nearby LGI Homes I liked the house's location. Michael, the sales rep, promised a rose garden. The estimated time was right. Michael said that there won't be blue tape. So before I moved in, I thought there won't be blue tape. But I went in a week before and I saw the blue tape and the things that didn't have a blue tape that I reported were not fixed. And then I moved in because it was closing. So I have a work order now. And because of the COVID-19, the work order is taking a while. I'm not on top of any list because it's only for emergency, which I understand. But when someone says, "Oh, no, we're known to have like nothing wrong with the home." Besides that, he was awesome, but it wasn't what I was promised. One of the air conditioning vents wasn't taped around it. It's all open on one side. That is not cost-efficient.
The home is within my budget. But there are a few things I wish I was aware, the little things like it didn't have a doorbell and a medicine chest. Those are minor things, but still. Plus, Michael said that I could come back and upgrade. No one contacted me for any upgrades, not even on appliances. I'm trying not to be so hard because of everything that's going on. But at the same time, I still appreciate customer service. Overall, I'm happy and grateful. I'm happy to have a home. It's just as a consumer, I expected to walk-in and have, like Michael said, flawless, and it wasn't that. I hold people to their word. Don't say something you don't do.
Hi Sharon, thank you for your review! We do pride ourselves on quality construction, and are sorry that there are items that need to be fixed. As you mentioned, our warranty process has been slowed down due to COVID-19, but we will definitely help you with your items as soon as we can. We do not offer any upgrades, but you are always able to make any changes you wish to your home after you've closed. We are glad that you are happy to have a home and hope you enjoy it for many years!

I have had my house for 3 years and it just looks like it will all break down in the next 2 years. I started having water damage after being there for 2 years each time it rained. I contacted them and they said the house was no longer under warranty but told me the paint needed to be replaced to stop the damage. How come just after 2 year? I paid to fix that part as I had too and again this year, I am having same issue with another side of my house and been told, it may be the window this time. I have no clue how they built these houses that gives you nothing but issue and they are not responsible for it. A brand new house should not have this much issue within 3 years and they feel, it is not their responsibility. It may not be but it is then just very cheaply built leaving you with higher repair cost in the long run.
Thank you for taking the time to provide your feedback. We do take pride in our thorough construction practices and know that everything in the home has been inspected for quality. If the problems are being caused by a structural issue, it will be covered by our 10-year structural warranty. It sounds like these items were not, but we were able to provide guidance on what may be the source of the problem.

LGI's reps are all really nice and respectful. I worked with Doc and if I wasn’t so cranky, I probably would have gotten along with him better. He was right on things and when I have concerns, the response time was almost immediate each time. However, in our home, when my husband shuts the downstairs door, the upstairs would rattle. Also, we have a socket on our kitchen wall that is not working. While things have been good in LGI's neighborhood, the biggest downfall is people parking on the sidewalk which could have been in my yard. Also, we don't have a lot of neighbors.
Hi Morgan, thank you for your review! We are happy to hear that our New Home Consultant was prompt in answer your questions and concerns. I was looking for something newer and I stumbled upon LGI. It seemed like a good deal to go with. They were the first new builder I looked at and at the time, it looked good. There was one guy who came and did the open and paperwork, and then the other guy was at the closing because of the way this Coronavirus thing is going. They both did the best they could do and it was a smooth process on some of the things. The closing day didn't go as well but I started early March and then, I closed at the end of March. So, that was not too bad.

LGI's location is convenient. It's near where I work. Also, I looked at a house that was fully furnished by somebody and it looked really good. When I looked at an unfurnished one, I found it really good too. I got one and their rep, Jeremy, was great. Everybody at the office was helping me out. My Realtor did a really good job of helping me find the place. So far, it has been a good quality house. I like the layout and all of the bedrooms seem right. It has a lot of the conveniences as opposed to other houses I've looked at. I like how LGI was able to get around some modern improvements.

We were looking for a home and we were working with Realtors. We had gone to a few homes to see them. We were asking about newer homes and the realtors said a lot of them were out of our price range. They were a bit more pricey. But I just went online and I looked up new developments and started searching through, and I found LGI Homes' number. The first person I called was Willis and he set up an appointment right away. He was amazing. He said there were some homes that could be available in their development that we bought in.
We anticipated maybe moving in around June. We were going to get one of the last two Mesquite Plans that they were going to build, where the office was, because they were getting ready to close down that development. So we were going to take literally one of the last ones, but they weren’t even going to build it until they sold all the houses so they can build it where the office was.
But perhaps something fell through with another loan and Willis contacted me right away because I had been bugging him. And I was able to get him everything. He said, “When can you move?” And I said, “We’re ready to move at any time.” And he said, “Okay. What about the end of March? If I can get you a closing date, like maybe the end of March, would that work?” And I said, “Yeah. That would be amazing.” We closed in three weeks. It was fast.
When I did the last walk-through with the contract manager, I was able to record him so I could remember how to maintenance everything. But I really like all the energy-efficient things. We like the lights, and then a lot of the cool things they did with the airflow in the house to make sure we’re not wasting any energy. There's a lot of cool new features in these new homes that we like. So, the quality is great. The appraisal brought the house down by a bit, but I still think it’s amazing.
Hi Desiree, thank you for your review! We are so happy that you found us. We are glad you enjoyed the walk-through and appreciated the tips of how to maintain the home. Congratulations on your new home!

Updated on 4/17/2020: After my initial review someone locally came out to my property and is now refusing to replace the sod that they ripped up that I had purchased. $500 worth of sod that I put down after it was recommended that I buy it and now I have nothing but a muddy back yard with no grass. Tire marks and mud from heavy equipment. LGI does not care about you or your home buying experience; they will take your money and turn their backs.
Original review: Before I purchased my home LGI gave me a written agreement that they would fix the water issue in my backyard; fast forward 7 months and the issue has not been resolved nor can I get anyone to respond to my inquiry as to when it will be resolved. LGI does not stand behind their warranty.
Hi Debora, we appreciate you taking the time to bring this to our attention. If you haven't already, please submit a claim using our online warranty portal. We are also passing your message and contact information on to the local management team to work on getting this resolved.

Our sales agent was Emily and she was a really nice person. I asked a fair decent amount of questions and she was there. Even now, she’s there. Whenever I need her, I just call on her cellphone or text her. So, it’s been okay. There were so much paperwork involved. But other than that, the process was pretty good. I like the quality of the home so far. I just need them to come out and look at my front porch. I don’t know if the light bulb is out or it shorted, but it’s so high up. I don’t have a ladder right now to go up there and try to change it. But other than that, I’m happy with it.
The only problem I had with them was when I put my first initial $1,000 down, I thought at the end that the $1,000 would go toward my down payment. But they told me in the end that the $1,000 was going toward the closing cost. They told me that they were covering the entire cost of the closing cost, and not that my thousand dollars would be part of the closing cost.
Hi Edwin, thank you for the review. We're proud of our exceptional customer service and are excited that Emily has been there for you through everything! We apologize for the confusion regarding the earnest money; we can definitely understand where that mix-up happened since we do cover the rest of the closing costs! Congratulations on your new home.

I was looking on the internet for renting a house and one of the Realtors called me and explained that LGI was building a home. She made me come over the site and then she explained everything. I wasn’t so sure at the moment. She convinced me to apply for the loan and we started the process. My credit wasn’t perfect so we worked it out. She told me to apply for a credit card, which I did. She was monitoring the points with me and she was calling me and texting me saying that she was just waiting for me to do my part. She was above and beyond.
It took me almost five months to get my home. It's nice and I love everything about it. There were just a couple of things that were not finished when I got it. For example, when I saw it the first time, there was a big crack on the back. The manager came and they redid the floor before the closing. When they roughen the surface with the broom, the crew didn’t do a very good job. He said that they were coming back but I haven’t heard from him about that. The other thing was around the edges, the caulking, wasn’t finished in the garage, so I had to do it myself. I noticed inside also, so we called him for the inside, and that was when he wasn’t too happy about that. I’m explaining to my wife that we’re buying a new home and so they have to come and fix it and service because that’s part of the deal. But the experience was really good. I would recommend to friends.

I saw some brochures and things online about LGI. This is one of the areas that’s promising because Atlanta is on the rise of growing or nearby. So, that will make it stand out. I’m a first-time home buyer and was looking at buying a forever home, which is something I can see my kids have. Joe, the manager, was good and there was another guy. I was given referrals based on what type of loan I was applying for, me being a veteran. I liked the fact that I was taken care of. That was very good. The rep was attentive, and worked with me on getting things. We went online to get whatever we needed to get but I was recommended to go in person as well. I like the quality of the service and it didn’t cost that much for me to put down. 1,000 wasn't bad.
The quality of the build is good and it’s nice. I like the home. It’s brand new, which is one thing that made it appealing for the price I’m paying for. The first time experience is important to me. This is something I’m gonna remember and I can take to my kids and to their children. So, LGI gave me a lasting impression. The community is quiet and the people are courteous and professional. People have their activities but it’s not off the wall. It’s an easy-going community and it seems like it's safe. You also got a lot of access to stores and place of businesses.

I was moving and I wasn't looking to buy a home. I was going rent to own because I felt I had some credit problems. But I spoke with Jumani from LGI and he explained everything to me. From what I was informed by other people was totally different. They saw everything through that I needed to do so I stuck with LGI because it was like I was working with people that I've known for years and they worked so well for me. We have a relationship.
LGI has some of the greatest realtors, brokers, loan agents, escrow agents and whoever. Everyone was just so perfect and professional. It made me feel like I was family. Jeanine, Limon, and Jumani are the best in America to me. Once they told me that I was qualified to buy a home, then there was some fear there that I wasn't sure if I was able to purchase a home because of my lack of credit. But they showed me that everything was okay, they reassured me, they removed the fear and replaced that with confidence for me. And they're just wonderful people. That was what made me want this property because I knew this is great. I dealt with great people and it's a great feeling. I've never experienced this type of reception from anyone as far as buying a home or renting a home. They just made me feel like I mattered. It's a great experience.
This is my first home. I like everything about it. I like the way it's built, the newness, and the room that I have. It's a lot of space. It's very modern and this is exactly what I wanted. The neighborhood is beautiful, the people that I have met so far are wonderful, and my neighbors are great. I just love this house. I could live here for the rest of my life.
Hi Pamela, thank you for your kind review! We are proud to have you as a member of the LGI family and are thrilled that our team made you feel so confident throughout the process. We love hearing that you are enjoying your home and the community. Congratulations on your first home!

BEWARE!!! I would give 0 ⭐️ if possible. I purchased my home just 2 years ago and my roof is defective! I have contacted several branches of LGI including construction management, Warranty department and the sales office directly. They have all refused to help. When I purchased the house I was told that my roof had a 10 year warranty. NOT TRUE. The 2/10 warranty is basically a joke. The only thing it covers is if my house foundation splits in two.
Water leaked in my home causing significant damage. I did try and file a claim with my homeowners insurance however, the claim was denied because it is a manufactured defect. The repairs will cost thousands. I would recommend you read the comments on The Seasons of Pendergrass Facebook page. I am not the only one having issues. It appears several of the roofs are faulty. I wish I’d had this information prior to my purchase. I would have NEVER bought a LGI home. I’m so disappointed. Here I am a single mom working paycheck to paycheck. All I can do now is pray.... DONT LET THE “FRIENDLY” SALESMAN FOOL YOU AS I DID!
Hi Leslie, we are sorry that you are having to go through this experience. We do offer a 10-year structural warranty and a 1-year warranty on most other items. It sounds like you have already submitted a warranty claim and had someone come out to inspect it. If it was deemed structurally sound through that inspection, and any other warranties have expired, there is unfortunately not much further action we can take. If you haven't already submitted your claim, please use our online portal to do so.

My wife and I are a young couple currently in the market for a new house. We visited a new development by LGI, simply to look at the inside of one of the homes we were interested in. I told the agent there we weren't interested in purchasing anything that day. Before we could ever look inside the house, we had to go through our finances with one of their agents and listen to a pitch about their company that lasted somewhere between 90 minutes and 2 hours. I tried to look past it and think of it as just a salesman doing his job.
We finally get to the house and my wife and I loved it. Our only concerns were that the backyard needed to be regraded and the street needed to be repaved. The salesman ensured me that both of those things would be taken care of. After some discussion with my wife, we decided that while we liked the house, we wanted to take some time to consider our options, do our due diligence, and think about it. I told the salesman this, and he persisted to try to pressure us into making a commitment that day. I had to tell the salesman that we weren't ready to commit to anything at least 3 times before he ceased.
Although, that made me uncomfortable, we still liked the house and kept it open as an option. A few days later, I had my personal real estate agent go and take a look at the house and he came back with overall a pretty good review. So after looking at a few other houses, my wife and I, along with our real estate agent, decided to go take one more look at the LGI home. We decided to move forward with the LGI house. When we arrived at the leasing office, the LGI salesman's attitude had changed noticeably since our last encounter. He was obviously uncomfortable that we had our own real estate agent. He would not allow our real estate agent to have a say in typing up the contract. He brought us the contract and allowed us to look it over while he helped another couple.
The price on the contract was listed as $214,900, despite it being listed online for $211,900. We then asked questions about the warranties, the closing costs, repaving the street, and regrading the backyard. The salesman became more and more on edge as we asked more questions. He could no longer ensure me that the backyard would be regraded. He could only give me his word that the road would be repaved, but couldn't give me anything in writing. When my real estate agent asked how the repaving was going to be paid for, the salesman replied that it is included in the HOA fees of $200 per year. You can do the math on how much road $200 from a handful of houses could afford to repave.
When my real estate agent (who has been in the business for roughly 40 years) mentioned that it would also cost us a decent amount of money to regrade the yard the way it needed to be regraded, the salesman rudely interrupted that no, it wouldn't. While we were willing to pay the $211,900, we decided to make an offer of $207k. When our real estate agent started to say, "we would like to make an offer..." the salesman immediately stood up, snatched up the contract, and said "We DO NOT negotiate our prices." After this reaction and the salesman pitching a fit, I told him we were no longer willing to do business. He stormed off while ripping up the contract.
So, if you want to buy a house from a glorified used car salesman and a company that is unwilling to have an open mind to the best interest of the customer, then LGI may be for you. As for me, I will never do any sort of business with this company, and anyone close to me that at any point ever looks for a house will know about this experience.
Hi Kyle, thank you for taking the time to provide your feedback. We have a process that we believe provides you with all of the information you need to know to make sure you are making an informed decision. The prices on our website are starting prices, and at the time of your tour the current price for the property you were looking at should have been provided. We do not offer customization or negotiation on prices, which we believe contributes to a simplified buying experience. We are disappointed by the reaction of your New Home Consultant, and will take this as an opportunity for additional training. We wish you the best of luck in finding your new home.

BAD experience from LGI homes at the Village of Granite Quarry! They can treat you any way they want - take your earnest money with no concern at all - and sell the house to the next person - no matter how they’ve done the transaction - because it’s covered in writing. They are solid about answering ALL of your questions at first, but their tune changes later. Example - I tell the sales rep that I have a home already and that it will probably be 10% down, which is not something I’m interested in, and he says, “We’ll get it down as close to zero, it won’t be much more”….Has me sign papers FIRST, then go to the loan officer. The loan officer says the same thing - about 19k down - you’ve already been roped in.
Next, I asked about the HOA rules. The rep says, “Oh, you can Airbnb your home. You can Craigslist it. Whatever you need to do.“ Then later says…."With this being a new community I don’t think the HOA rules are going to change any time soon”. After reading other HOA restrictions: “No noxious or offensive trade or activity shall be carried on upon any lot nor shall anything be done thereon tending to cause embarrassment, discomfort, annoyance or nuisance to the neighborhood.” - makes me think just how superficial the sales rep’s answer was: no respect for this risk - and the ability to Airbnb the place was a key point in my reserving the home.
And of course the whole experience was extremely aggressive and unpleasant. Who likes being texted at 8am on a Saturday morning telling you they needed to know your decision on the home as of “yesterday”? When supposedly it’s ‘solely’ reserved for you anyway? There is No return of earnest money after 14 days. You only have 3 days to say which lender you want if you don’t go with their lender, so make up your mind quickly because as I said - they’ll keep your earnest money - and absolutely have no problem with keeping it AND no problem with the order in which the transaction took place. Also, they don’t consider the agreement an offer to purchase - so it doesn’t matter to them if the the agreement was signed by both parties - or not.
In addition, it’s important for you to read the reviews about the quality of the construction of their homes. I consider myself lucky to have gotten out of this home and wish I had read about the reviews consumeraffairs.com first! I have to wonder - if I was treated this way about the earnest money, how well will I be treated with warranty questions or other issues on the home? Sure, LGI will write their professional sounding response right after this, but you heard it from me first - don’t say I didn’t warn you!
Hi Suzanne, thank you for your feedback. Our on-site New Home Consultants are highly trained in the financing options available and are knowledgeable about what financing options you can qualify for, which is why we are comfortable having the contract signed first. If it turns out that after going over your official documents with the loan officer that you do not qualify for some reason, we will return the earnest money to you. We are sorry to hear that you felt the experience was aggressive and wish you the best of luck in finding a home.

Be VERY careful! They are very good at using tricky, deceitful wording when they are trying to sell you a home. Every month, something new pops up. For example, I was told that the HOA fees would be covered by LGI for the first year. Surprise! I got a bill in the mail from the HOA. But, wait. I thought LGI assured me that they would cover the HOA fee for the entire year? Wrong. They meant for the 2019 year. Guess when I signed my papers? December 27th, 2019. So they only covered THREE days of the HOA. Another funny thing, I was out of town for the holidays and wouldn't have been able to sign my papers until I returned on January 2nd; I didn't move into the home until January 3rd/4th because I didn't get back into town until January 2nd.
They had me meet someone all the way in NY because they were insistent on having the papers signed before the 1st. I should have been firm and said "no." But I agreed, and they had a notary meet me in NY. Again, they did NOT specify they would pay for only the 2019 year. In fact, they used it as a selling point. "We'll pay the HOA fees for the year." Absolutely downright horrible and sneaky. And the manager even said, "Well, if someone signed in June, we would only pay for June up until the end of December" but then couldn't understand why I was upset about them shafting me for the entire year. 3 days??? Really? It's absolute BS. I saw another review that stated they tell you "yes" until you sign, then everything becomes "no" or "we're sorry you were given wrong information." This is definitely true.
When I first came and looked through the *unfinished* house, I specifically asked if a washer and dryer was included (was told appliances were included, but not which ones). I was assured twice that, yes, they would be included. I had a friend with me and he repeated the question a 2nd time (for verification). Again, was told "yes." This changed after I signed the papers. Suddenly, "Oh, no. We don't have to provide those." Exact words. Then, I realized there are NO blinds on any of the windows, except the front. I said something, and was again told "We don't have to provide those." Odd, since other builders do provide these things.
Also, there is this awful black spray paint on the front door that they promised to fix (paint) during the walkthrough. I have requested this twice, and yet it's still there. Again, I was given the affirmative "yes" BEFORE I signed, and then everything suddenly was "wrong information." I thought they were nice, but I should have realized it was all dishonesty to get a sale. Just be very careful when dealing with them, and get EVERYTHING spelled out simply so they can't be sneaky in the future. They are NOT transparent at all; you have to do your research and dig deeper into every aspect, as they will not be upfront until AFTER you sign papers (at which point, you're stuck). Make sure you do the walkthrough and get everything fixed BEFORE you sign papers.
Hi Jessica,

LGI's people gave me a good deal. The reps explained everything to me. Any questions I had, they answered. When I called, they were always courteous. They covered the warranty they volunteered for 10 years. Plus, I like the house they were offering. The living area is just the right size and it's of good quality. While I wish the tiles and the refrigerator were different, everything else is fine. The neighbors are very quiet too. Working with LGI was a great experience and I would recommend them to anyone.

Working with LGI's rep was a very nice experience. However, I had a few details in the house I got from them that I wanted to bring up to par. There was paint on my stairwell, paint in my sink and other things that were dirty and dusty. Some corners had cracks in them and they needed to have paint. There also needed to be caulking at the bottom of my shower for that to be up to par. LGI said that those would be ready when it was time to move in. But then, they did not have it together. I had tape near my shower too and the tape is still there. Other than that little bit, everything else about the purchase process was pretty straightforward. LGI has been very informative and truthful too about what's going on in the surrounding areas.

My friend bought an LGI house two years ago and she was happy. I asked her to pass me the number of whoever sold her the house. I contacted the rep and I met Anna. I saw the house and I liked it but I wasn't ready. She never put pressure on me though and she was never pushing me. She was sweet and she had the patience. We had a very good connection and she was advising me all the time such as how to fix my credit. We never lost contact and she was calling me and asking me how everything was doing.
So then I went back and checked the houses again. One of the requirements I had was no carpet pretty much in the house. When they called me, they said the carpet was only in the bedroom and they asked me to come over and check the new location. That was the difference between LGI Homes and other companies that I went to. The location is nice too. The bathroom is a little dark though and there are no dim lights so I have to put the lighting on. That's the only thing I don't like and I'm gonna do a modification on that. I'm a light person and I like to see very clear house. Other than that, everything is working well. I like the kitchen and cabinets.
Hi Annabel, thank you for your review. We pride ourselves on exceptional customer service and are happy that Anna took such great care of you. Congratulations on your new home!

LGI Homes had the layout that I wanted and there was a backyard. My rep from there was awesome. He was on top of things and was always there to answer my questions if I had any. I was impressed with everything like his interaction with me. Even now when he’s showing homes to other people and he drives by, he acknowledges me which is really nice. He made me feel like I was someone and not just another sale. He was interested in making that I got what I wanted and that I didn’t miss out on anything. I didn’t get the first house I wanted because I wasn’t able to get my deposit down quick enough, but he stayed with me and helped me find what I needed. It was all good.
So far, I’m pleased with the quality of my home. I’ve lived in several homes, new and old. I’m from the northeast area so I’m used to the guttered thing on houses but I’m finding that down here in Texas, they don’t do that. I’m having to go search out for gutters because without them then you just get rained on. Also, in the master bathroom in the model that I have, the shower and tub are in one. I would have liked it if I had them separately but it wasn’t a deal breaker. Other than those, I really like everything I’ve seen. Everything has been to my satisfaction.
There’s also a pool on the main road although I’m not much for a public pool and if I ever have a pool, I’ll put it in my own. But I’m a single person and I like being in a community where I’m not out in a rural area by myself. There are a lot of families so if my grandkids come, there will be kids around that they could play with. I like this subdivision feel too. Another thing I noticed with LGI Homes is they are not so close together. There are some other manufacturers, which probably just have the minimum requirement of space between homes. With LGI, there is a reasonable distance. I don’t feel like I’m sitting on top of my neighbors.
Hi Diana, thank you for your review. We are excited that you are enjoying your new home and the community! We hope you enjoy it for many years to come.

I knew of LGI Homes prior and it jogged my memory when I was searching for a house. They had new construction and they focused on first-time home buyers and being able to move in quickly. I was at the grand opening on December 6th and I closed on the 10th of January. The rep was amazing from beginning to end. He became my best friend throughout this whole process. He directed me and gave me knowledge. He was always a phone call away and always willing to answer any questions, always extending himself beyond just the average consultant. He became more like family and he made me feel so comfortable and confident that it was gonna get done. Overall, he was amazing.
The process was smooth too. I picked the house, we did the paperwork and it went through the process. The house is new construction and it's nice. The quality is there. The wall paint though doesn't match well when I have to touch up certain areas because it's hard to try to have that same pattern throughout. But I love the overall structure of the house. I got the Burke model and I love the room sizes. It's just me so it's convenient. It personalizes me and the layout is suitable for me.
Hi O'Neisha! Thank you for your review. We are so excited to hear that you enjoyed the process and working with your New Home Consultant. Congratulations on your Burke! We hope you enjoy it for years to come.

We contacted LGI in the summer of 2019 just to see where we were at credit wise and what we needed to work on to qualify for a new home. The sales guy was very helpful and gave us hope! We qualified for no money down due to credit score and we went through the process!! It was quick and easy it seemed. I had people tell me they wouldn’t buy from them as they had been lied to. I pushed that off due to the fact that they seemed to explain everything in detail to us. I specifically asked about the HOA and was told that the dues were put in our escrow account and paid each year from that! That it was included in the monthly payment that was much highflier than advertised for taxes, insurance and HOA dues. I accepted that.
We used a first time homebuyers program that they told us we qualified for. GREAT NEWS for us!! They kept us in the loop during the whole process and I felt very confident!!! We moved in and out tub cracked and they were prompt in fixing it and fixing the flooring that was damaged when the tub was replaced! I again felt good about our decision and chalked what I was told up to the fact that not everyone is satisfied all the time!! Well that was September that we bought the house... January we received a bill from the HOA. I called and asked about the fact that we were told it was rolled into our monthly payments. I was supposed to have people call back.. they never did!!
I called several times and was told they never told me that the dues came out of escrow account and were included in monthly payment except the remainder of the first year! I asked well then why did our payment not go down in January by the amount of the HOA? And they had no answers except they would have someone call me back that knew more about our contract... that never happened!! I have called numerous times and no call back!! I fspe to my neighbors and they had not paid their dues either because like us, were told the same thing!!
I called the HOA who said they had extended the pay by date by a month due to the fact they had so many that had not paid! I explained what I knew and she was enlightened! I then received a letter from our finance company about the secondary loan for first time home buyers for the down payment assistance. It said that we would not be billed monthly but that if we EVER refinanced or sold the house before we fulfilled the loan that we would owe 7,655.00. I had to call to find out what that was about because we were told that we had to not refinance or sell for only 7 years or we would have to pay the INTEREST on that 7655.00!! That was also a lie!!
We can not sell or refinance without having to pay the whole amount for the entire 30 years!!! It’s not the principal of the money but the fact that we are finding we were lied to over and over again!!! The house is good but the fact that we are first time home buyers and we were trusting this company and we were lied to not once but TWICE SO FAR....our neighbors were told the same!!
In trying to get information about all of these issues our sales guys number has been changed and the main number for LGI in our subdivision is no longer in service!! I used the 866 number I googled that was some sort of main number for LGI but went to the office here thankfully... I will not buy again from LGI and I don’t recommend them to anyone who is not fluent in home buying!!! I called corporate yesterday to voice my concern and have not received a call back yet. We will see if I get one today!

I lived in the Cypress Way community and I saw that LGI Homes was building new homes, but I didn't see the office until later in the year. Then, my mom and I walked in there and they were really helpful. Everybody in there was very nice and others couldn't beat their price. They worked with me with my credit and how much I make. They did everything for me and it was very simple and easy for my first time buying a home.
The process was longer than I expected but other than that, everything was perfect. We were supposed to close December 15th, but it was raining, so they couldn't finish building the house. They said that we were gonna be done on the 31st of December and it was done. But it was something with the city that had to go through and that took almost an extra two months. Aside from that, the house is amazing. We had little glitches here and there, but besides that, it's pretty nice. I also love the community. I lived here before I moved in with my mom, so I liked it before then.
Hi Ashley, thank you for taking the time to review us. We appreciate your understanding in the delay in construction; sometimes it is out of our control! We're glad that you are enjoying your new home and the community. Congratulations!

I am a first time home buyer, when I saw LGI homes online the prices and the houses looked too good to be true. I read all the reviews and decided to make an appt. I soon found out that was a huge mistake. I had made an appt with Adam originally. I showed up and immediately was given to someone else I had never spoke to. Adam was with another couple finalizing a deal I guess that’s why I was brushed off. I sat and spoke with a woman. Can’t recall her name but she was friendly and knowledgeable. I did just want to look at the models but it was like I was forced to sit at that table with her for 2 hours going through all of my finances etc. before I was even take to see the model.
Finally once everything checked out I was taken to look at every house I didn’t want to see. It was like they wouldn’t show me the model house I was interested in when I was already told I qualified for it. I immediately got a bad feeling about them. We looked at the villa first which was so small and the ceiling was like to the top of my head. Felt claustrophobic but even after telling them, "No. Not interested." they insisted on writing up the numbers after each house I looked at. The manager there young ** man came in and took over telling me I didn’t qualify for certain loans when I have done my research for the past 2 years I know what I qualify for. He was pushing me to put all this money down and go FHA and still giving me 1500$ a month mortgages for the smallest houses.
Then after the first house he wrote up the numbers told me basically they were my only option and I had to do it his way. That was the only way, then left took the realtor with him and left me there to “think it over!” The insides of all these houses were very cheap looking. The bedrooms are all so tiny they wouldn’t fit even a twin bed without taking up all the space. I was extremely EXTREMELY disappointed! When he finally came back to the house they left me at I told them, "I want to see the model I came here to see. I’m not signing anything and that’s it". When he heard me say that he got in his car and left. I didn’t see him again. It’s obvious he was only trying to push me into a sale that benefited him the most.
I had the feeling I was being lied to and scammed. I finally saw the Fisher model and once walking in it does not look like what you would think. The bedrooms again are all tiny. The kitchen was ok but the fridge was too small for the space. It had openings on both sides where it didn’t fit in the space all the way. I left and shopped around. Found out I do qualify for the loan I wanted all along so my instincts were right. I will never deal with LGI Homes again. This was the worst experience for me being a single mom and first time buyer. It made me not even want to continue the process. Make sure you do your research and speak with numerous people before making a decision. Don’t let anyone push you into signing for something you're not comfortable with. I wonder how many people this guy has got to sign for things based on his lies and later they regret it and are stuck with a cheap house and a huge mortgage.

I wanted something that was more reliable. I didn’t wanna have to put money into starting a home. My Realtor showed me the area, which helped out a lot, and the LGI home looked better compared to the other ones. The inside was what I wanted and all around. It was the best choice compared to other competitors. The first person I met showed me the house. There was a homey feel. I’m very new to the area and he made me felt welcome in the area. That was a plus. He made the process really easy which was pretty cool. I was very comfortable. The house has a good quality but it has some errors and faultiness into it. That's the only part that I'm worried about. But I'm still happy with my choice. It was a satisfying experience. I have a home and I'm living in it. It's been great so far.

LGI Homes has been awesome to work with and they made everything very easy. I only had to go to one location to fill out loan paperwork and sign for the title. The salesman took me through a lot of the homes and got me to find what I want. It's our first home and it's better than our apartment. We've got a fireplace, beautiful cabinets, nice appliances and countertops. The floor looks nice too. It looks like wood but it's not and it doesn't scratch. In real wood, when a dog runs around the floor, there'd be scratches all over the place. All in all, the quality of the home is great. The price of an LGI home was less than older homes, so why buy a 50-year-old house for more money. I contacted LGI over the phone and went down to the field office and talked to them. They showed me around one of the model homes and when they were opening in the actual area, I scheduled with them a walk-through of the actual house. I wanted to see the area and stuff. And I did that, and then they called me a few times just letting me know where the process was. It was pretty good.
I worked with two consultants and I was impressed that they would call and say where they were. John contacted me with some info about one of his lenders when I told him I didn’t wanna go through theirs. He’s like, “Hey, well, just FYI, I don’t know if they can help you or not, but this is the guy I went through when I bought my house.” So, I thought that was cool.
The quality of the build of my home is so far, so good. I've only been in about two weeks but I haven't found anything wrong except for one thing on the fence that’s missing a couple of nails. One of the boards is loose, but I can fix that in 30 seconds. I asked a little bit about customizations and they said they have what they build. They build them all the same to cut down on costs and improve quality. Overall, it’s nice to finally own something. I should’ve done it years ago.

My brother bought through LGI, and he gave the salesman my number and I ended up buying the house right behind him. The consultant was great, understanding, and walked us through every step that we needed. I thought I was gonna walk in and this was gonna be a headache, but it was the simplest thing I've ever had to deal with. My experience was great. They handled everything in-house and they were extremely knowledgeable. We got to meet with the salesman, the builder, and the loan departments. It works out at that office. Everything was dealt with there.
The quality of the build seems fine so far. I haven't had any issues. And the minute we call LGI, they come and take care of anything. Within the first year, we have like a bumper-to-bumper warranty on the house. There are little parks inside the community. The community seems nice. Being close to my brother was the most important thing. But otherwise, it's kind of exciting to be a first-time homebuyer and have it go so smoothly. I keep sending people to LGI.

My Realtor told me about the subdivision going up, so I just drove by the subdivision and saw the LGI Homes signage. And then, I stopped in to one of their offices. Their customer service was excellent. Tim, the rep I worked with, was very friendly, honest and knowledgeable. Any time I had a question or an issue, I would either text them or call them and he'd get right back to me which is very important to me. I was very pleased with the experience overall. I bought a $215,000 home and there's always something that could be done better. But so far, I've only had some minor issues and I'm pleased with the price.
Overall, LGI made it a very easy process. They walked me through the entire process very nicely. The fact that they do their financing in the same office as the sales office was very helpful. I closed in that same office, so that made it a nicer experience than having to drive all over town to do stuff. The entire process lasted about six to seven weeks. But the first three or four weeks was being held up by not having the divorce papers. I was going through a divorce, so I had to wait on my divorce paperwork to come in. So, from the time I came in and saw the home that I wanted, it would've taken about 30 days if it wasn't for my divorce.

My brother told me to look into LGI because his daughter bought a home from them in Fort Worth. I’ve only been here in Dallas for a year and they were the first ones for me to go to. It was a good experience. I went in with a mindset of buying a house so I was eager to get one. Customer service was great and I got my questions answered. The process took about two months but it could’ve been less. I had a few things on my credit that I had to kind of work on but it was nothing hard. We wanted to get my score up to a good number.
I like my community. The only problem I’m having right now is getting service like the connection with my phone when I’m at home. I don’t really have a good connection and I don’t know why. It could be that the home is very insulated that there’s probably not a good signal unless I get internet. Other than that, I’m grateful for having a new home especially being a new home and not having to worry if there is any plumbing that might need to get repaired or a bathroom or something. When you buy a home and it’s already a used home, you never know what you’re gonna get into. I wish the rooms were a little bit bigger, though. But everybody goes for what they can afford.
Hi Patricia! We appreciate your review. We completely agree with you on the benefits of buying a new home over an old one! We are happy to hear that the buying process was smooth and that you are enjoying your new community. Congratulations on your new home!

I was looking at a couple of different types of models of homes in that area and LGI was had available what I was interested in. I made an appointment with them. Diane was fantastic and she took me right to it She pretty much walked me through everything and made it really easy. She was really responsive about questions and if she didn’t know the answer to that thing, she’d still find out. It was really awesome. I didn’t know anything about buying a home and she really streamlined the process and told us exactly where we needed to be and kinda worked with us.
But I wish the walk-through didn’t feel so rushed. The guy did a good job with explaining everything but he didn’t really give me time to look through the house on my own to see if there was any kind of repair that needed to be done. There were things where I felt like LGI should’ve been responsible for like I shouldn’t have had a big scuff mark on my wall when I moved in. I shouldn’t have gouges out of doors. I shouldn’t have my door handles falling off because they were improperly put in or somebody put in the incorrect screw. I shouldn’t have molding coming off the side of my tub because it wasn’t correctly put in. But I didn’t catch these on our initial walk-through because he pretty much took the reins through everything and didn’t really give me time to look through the house on my own.
I haven't started reporting all of that stuff yet. We’re still finishing moving in at this moment and there is still a lot of unpacking to do. I would like to wait until we get everything finished. It’ll be difficult if they start doing repairs. Otherwise, I'm pretty happy with our home build for the price point that we got. But there are a few things that I'm not too excited about like the fact that the fences aren’t painted or weatherproofed. They aren’t water-treated and they’ve been sitting out since LGI prepared and built these lots. I feel like since LGI doesn't have any kind of guarantee for at least for the first six months to a year, it is a little ridiculous especially since they put it in there without any kind of weatherproofing.
My man is in the car right now and he has many comments about the concrete work that has been done. He works in the concrete industry. In front of the property, there are footmarks on the driveway. The one last thing that I was really unhappy with was my preparation after everything was completed in the walk-through. I have a dog and I'm finding sheet metal pieces for sockets and electrical stuff. I'm finding that in my backyard along with nails and screws. Also, there were still other garbage during my walk-through that was left from the construction crew, like water bottles in my attic. There's also one on my roof that has been sitting there for I don’t know how long. The construction crew did not do a very good job of picking up after themselves.

From the very first time I called to the day of the closing, I spoke with Chelsea. Chelsea was the one I had to help me out. She kept in touch with us and messaged every other day to tell me what stage they were on and what they needed from me. She was always communicating with me and ready to answer my questions. She was really open to me. I liked her a lot. They were able to explain every detail with me. Also, the quality of the home has been so far, so good.

I searched online and I saw LGI, and then I sent a request for application. They called me back a couple of days later. We got an appointment and everything went good from there. The rep was real friendly. She did a great job explaining everything, and asking me about my score. She ran my credit, and she looked and then she pre-approved. And then from there, I dealt with another guy. I had to bring all the papers to him and he was great.
It was a good experience. I’m happy about it. Just be ready with your down payment because I wasn’t ready. I didn’t had enough money for down payment, so I had to save my welfare check without wasting a penny to save enough money for the down payment. There’s a few stuff that needs to be done for the home to be better. I would change the back porch. There’s a space in between the floor and the wall, and I would’ve filled that thing up. It's the same thing in the garage. I will fill that thing up because now, I got spiders. But the home seems good.

I worked with one lady at LGI Homes and she's very good. She knew exactly what I was looking for and was pretty clear. She showed me a couple of properties and I decided what I wanted to take. Some challenges I had were in finding out when they wanted to show and how soon they would fix stuff. But all other things are okay because the agent that I worked with was communicating with frequent pictures. But after closing, I needed to work with the builder guy and I submitted some cases that took some time to resolve. Plus I had to be there in person to resolve it. Other than that, the build looks okay to me. This is for my investment property.
Hi Koteswara, we are glad that your agent sent you frequent pictures and that you were able to get your cases resolved. Thank you for your feedback!

I told my wife that instead of renting an apartment, we should look for a place. She immediately made the phone call and a month later, we owned a home. The LGI representative here was very nice and showed us around. It was the only place we looked at, and it was affordable. The house was complete. The walls were painted a nice color. We’ve got vinyl flooring and the laminate looks like wood. It has two bedrooms and three baths. It is what we wanted. The build is nice. They put these things up pretty darn quick. It was a pretty good experience. The only thing I wish was that the garage was a little bigger. It’s 19x19 in size and it really doesn’t leave a whole lot of room to put up a work bench. I’ve got a bunch of stuff I’d like to put in there. But the house is very comfortable. Once I get some furniture over here, it’ll be better. LGI is really good overall.

Everything went good with LGI Homes. It was timely and efficient. They kept in contact with me throughout the whole process and let me know what was going on about the process of being approved of my loan. I like our new home. We got a lot of home for the price. It was new construction. It was already ready to move in when we got it, and we fell in love with the way it was. The neighborhood is amazing. I walked through with the construction manager. There was nothing that really needs to be fixed or repaired, just a touch-up. The quality is good. We're happy with it.

Well looking at homes in Maricopa Az. Put down 1,000.00 and watched the house be build, went very 2 weeks. It rain a lot. Told the management about the wood wrapping and they said that it was ok. Told them about the big hole in the roof. All they did was cover it with the roofing product. Did not fix the holes. Went back out and the sheetrock was on incorrectly. That was not fixed. I was suppose to move 1/31/2020. Then the payments went to $1600.00 not including the HOA fees. Then we had a message that we needed to pay 200.00 at closing when it was suppose to be zero down. So I told them that the deal was not going to happen. Of course we lost our 1,000.00 down. I am very unhappy with this company. We even took pictures of the place. I will never buy from this company. I got sick with worry 'cause of this bull. I feel all they wanted was my money not to listen what we was wrong with the house.

I didn't want anybody else's problems or issues, like when you get a used car, so I chose to go with a new home from LGI Homes. My initial consultant wasn't available, so they referred me to Cody and he took care of me. He seemed knowledgeable of the house. He had no moments trying to think of what to do. He had his spiel down good. The home is nice. I had a repair guy come out the other day to check on the heater because one of the piping were improperly sealed, so it was leaking water onto the wood underneath the heater. I put the work order in and 20 minutes later, I got a call. Their service was very quick and efficient.
Everything has been good so far. Earlier, we bumped into a high school friend that lives in the same neighborhood. Overall, everybody made everything very accommodating. And everything took about a month. The purchasing process started mid-November, I got approved, and I was able to move in mid-December. I tell people where I got the house and when I bought it. There are a lot of little things though that you don’t realize until you get to live there. I was looking up properties, and LGI Homes popped up on the internet through random searches. I was going through a divorce, and everything that I was looking for was a lot more money. I was living in Chandler, and I went, “Geez, I could get a brand new house out here for less money,” so that’s what I did. Everything has been absolutely great with my interactions with LGI. From the people who had the loan and who got me through the process, all that was 10s across the board. There are things in this home that have problems though. I got a couple of doors that don’t shut all the way. And I have a backdoor that’s kinda crooked a little bit. There’s like a seam for bees and for bugs to crawl through. The wood floor in one of my bathrooms is popping up by the bathtub already, and I’ve only been here a month.
Now, they told me they're gonna come and fix the cracks from the home settling in a year, but I feel like I shouldn’t have to wait a year. I’ve been talking with somebody and I'm trying to work it out. They were supposed to do that today, and I haven’t heard anything. I’m not worried about the cracks and the settling. The house has to settle. It has to do its thing but some of the inside stuff like doors not closing is a problem. I have like wood flooring bowing up in one of my bathrooms, too. So, I’m like, “Am I just supposed to deal with that?” Other than those, I’ve been happy for the most part. I love the community that I'm in. It's worked out for me.

We prefer a mobile home, for a new home. A couple of my brothers were talking about LGI Homes. I also saw LGI Homes online and all the signs on the 35. I was not too fond of the first homes they showed me. They were a little bit too small and were like apartment feel kinda thing. But then, the second guy showed me more bigger houses that were a lot better. The representatives were thorough, understandable and patient. They didn’t rush me. They were just trying to satisfy what I wanted. I feel comfortable working with them. It was easy and wasn't harsh. They were laid back, asking me what I wanted and saying we do the paperwork and get it done. Everything was pretty cool. It all depends on the individual, what kind of person you are. I’m not one of those picky persons that start nitpick all little stuff. As long as you have the proper criteria, everything goes smooth.
There were some stuff I needed to get done at my house that when I did the walk-through, I didn't notice. It’s been a while, and I’m pretty sure LGI Homes has been behind, especially with the holidays. They were busy. They haven’t attacked the issues I have put on the warranty. That was the only thing. With the quality of the homes, people need to understand they're production homes. So, you’re not customizing your home. You're gonna get for what you're paying for. So, it’s like, in order for them to give you a house in that certain price, they gotta use the tools, the product that fits in the range of them to sell you the house in that price. So, that part of the house, it's satisfactory and excellent for the price.

Our LGI town home fits our needs the best. I was looking for a little more of a low maintenance lifestyle, and the price was right. I work from home, so I needed a home office. The home had three bedrooms, two and a half baths, and that fit the bill. It’s an end unit that overlooks the little ponds out here, so we got lucky. This one was open and probably the nicest view on the whole property. We have a couple of pools and a workout building with some universal-type of equipment in the neighborhood for working out. We’re close to the golf, so there’s a lot of walking paths. We have a couple of dogs, so we’re getting them out and we can take bike rides on the sidewalks. We don’t have to ride on the streets. So, it’s a nice area.
My realtor brought the property to my attention and I came up here and met with Amy, and pretty much everything we did was back-and-forth through Amy. The only thing, she’s just really busy. I couldn’t call and get her sometimes. She was with someone else, so either you just leave a message or wait for her to call back. But that’s just the volume of the people that were coming through the office. It had nothing to do with her. She was very thorough and knowledgeable.

We started with a new build instead of an older one because of some potential resale issues, not really knowing how the previous owners would be taking care of their home as well as cheaper home insurance. My Realtor, David, was really awesome on giving us insight on LGI Homes. But with the consultant that was helping us, Kevin, we didn’t have the most pleasant experience. There was lack of communication as well as updates on our home. Everything was kinda always up in the air. Our Realtor had to step in at one point because of how unprofessional we felt he was being.
Once we signed up papers, we wanted to go through the home again to kinda get a feel of what we were moving into. He said, “I actually have some work I gotta do.” He was originally trying to be so nice in the beginning and giving us as much information as possible, but in the end, he was even pushy to the point where he was asking us some questions we didn’t even felt comfortable with.
As the deal was already closed, he only called us once about an update on the home. He also lied about one of the things. We were trying to choose the lender that we were gonna go with. We were gonna originally go with LGI, but then, we were in the air with another lender, and he basically told our Realtor that we were going with their lender. Not knowing that we were in close communication with him, he said, “Hey, guys. I didn’t know you were gonna choose LGI.” We were supposed to let him know who we chose. We said, “No, we didn’t.” So, the Realtor called him back and said, “Hey, why are you putting words in my clients’ mouths?” He said, “Oh, I just felt it in my soul.” You can’t say that.
He was supposed to give us the keys, a brief rundown on our home, that whole closing thing once we finally closed on the house and were planning to move in. The office manager said, “Kevin will go ahead and give you a brief rundown of the home.” She went to get him, and she ended up coming back saying, “I’ll be going to go over it with you,” which is super-unprofessional because we had already had so many issues with him.
Right now, there were some things that we wanted fixed in our home. So, the superintendent came to give data and said they'd bring somebody out. They didn’t show up to do the things on the house like the blue tape because we didn’t do it on our official walkthrough, which was odd. We’ve been having blue tape on our wall since December because nobody ever showed up when we planned it, and that was the only opening we had in our schedule. But the superintendent said, “If you have any issues, just let us know and we’ll fix it.” The superintendent was so nice. His name is Luke and he was the one that made this a pleasant experience.
There are a lot of imperfections in the home like the lack of having different people work on different things. I feel like they were very rushed. Our wall in our living room is kind of uneven. I even noticed our ceiling fan wasn’t placed in the middle. There are some kind of things that they're gonna have to do some major fixes on because of how uneven it is on the floor and on top of the wall. Some of the hardwood flooring, when I stepped on it, it started making these noises because it wasn’t sealed correctly. Even on some parts of our carpet, I step on it, and something’s poking me. So, I’m gonna have to talk to them about that too. I’m hoping it gets fixed. If not, it’s gonna be a disaster.
We set a time with the superintendent to come and look at what we were talking about. The next day, we waited for him and he didn’t show up. So, we called him and said, “Hey, are you gonna show up?” He said, “Oh, I’m so sorry. I forgot. I’ll be down over in a minute." So he came over and said, “Okay, there’s little time.” We scheduled another time to get the home fixed at least a little bit. He also said, “Oh, we’ll do the best that we can, but I’m just not sure if we can get it fixed.” So, we texted him the next day and said nobody showed up, but they're supposed to be here at 8:00. He said, “I’m so sorry, let’s try to fit you in again.” But at that time, the holiday season was already approaching us. So, I just scheduled something with him for this upcoming week and we’ll see if they end up showing up.
Overall, it’s kinda been all over the place. With LGI Homes, there were more unpleasant experiences than pleasant ones. Now that we’ve moved into the home, we love it because of what we’ve made it, but the experiences from the people that actually worked with the company weren’t the best. At least we had a good superintendent who kinda made it more of a positive outlook because we were really not feeling the greatest about it. But we had already put money down, so it’s too late to turn back. Our Realtor would never sell from LGI again, and he’s like one of the top Realtors in Colorado. Even for me, I probably wouldn’t recommend the company for a new build or for somebody who’s gonna be a first home buyer. I would probably go with somebody else.
Hi Kaysa, we appreciate that you recognize the benefits of new construction! We are disappointed to hear that your representative didn't provide consistent updates on your home. We hope you have enjoyed your new home since moving in and that you enjoy it for many more years!

My son & his wife purchased an LGI home last year, not long after they moved in they received an $800.00 water bill!!! Upon going to the water department to inquire about the amount they were told that this is not the first LGI home to have this issue apparently, the plumbing contractor they use doesn't connect the sprinkler system correctly and leads to an unknown leak until you receive your first water bill! My son immediately contacted LGI who said, "Yes we know. We will send someone to fix it."
In the meantime, my son is responsible for the $800 water bill or the water will be shut off!! LGI's response was they will tell the plumbing contractor to pay the 800, first of all, this has been 6 months. Still no refund no response from LGI. Nothing!!! I did call LGI offices. Spoke to Byron who said they would receive a refund from the plumbing contractor. (Again.... 6 months ago!) Now, today, I find out there is ANOTHER LEAK!!! This is unacceptable. The workmanship is shoddy, the communication is not existing, but the "run around" is in full swing. My advice? Don't buy LGI. It will cost you more in the long run. I feel they have treated my son and his wife very poorly and they are a very dishonest company.

Ceasar was who we dealt with at LGI Freeman Ranch and it was not a pleasant experience. We had made an appointment to look at a house before Christmas, but unfortunately my wife’s work schedule changed and we ended up having to wait after the holidays. I texted Ceasar and let him know he situation and that we will have to wait after the holidays. Ceasar responded rudely and was not understanding of the situation.
We were finally able to look at a house in January so I texted Cesar to schedule an appointment which I shouldn’t have, but I thought I give him another chance. First, Ceasar went over the 6 steps and one of the steps was before you can even look at a house to decide if that house is meant for you and your family, you have to do a credit check and see if you are qualified. We had told Ceasar we want to look at the house before we even do any paperwork to make sure it is what we want. Plus we didn’t want our credit to get dinged because it is a hard inquiry. Ceasar had to go talk to the boss to get approval.
After waiting 5 minutes for the boss approval, which we should have left then because we were not getting a good feeling, we were finally able to go look at the houses. The houses were decent, but there were things that I did not like such as you don’t have choices on flooring and colors. Also, the yards all had transformer boxes and the air conditioning is right in the middle of the yard which made the yard smaller. The last house, my wife and I were looking at which was nice because it had white cabinetry but still the same issues from the other houses we looked at. Ceasar said he would be outside so my wife and I could talk.
When we went outside, Ceasar had left us and we ended up having walk back to the Sales Office. Cesar comes outside as if he was coming to get us and was just rude when I said my wife and I needed to talk about the houses, then we will make a decision. Ceasar was rude and condescending. Ceasar just walked off, he didn’t say, "Thank you" or said, "If you have any questions please call." Ceasar just walked off.
This is a big decision and I want to make the right decision, I don’t appreciate being bullied into buying a house that I’m not sure of. LGI sales people are bullies and I did not like the culture of LGI. We have gone to KB, Lennar and Center, they allowed us to look at the homes before we did any paperwork. The culture and environment was relaxing and calming.

We visited LGI Homes 3 years ago but I had to straighten some credit issues and save up a little bit more money. Then I revisited it again, and it was all ready. However, we're currently on week three in the house and I've had a lot of issues. When we first moved in, day one, there were over 15 nails in the driveway and gutter. One stuck into my four-year-old grandson’s sneaker and, luckily, it didn’t pierce his skin. On day two, the garage door didn’t open and it’s still not working. The master bedroom tub is really hollow and although they are working on the problem, I don’t know what they’re gonna do. Bottomline, it needs to actually be taken out and a new one put in. Also, there's a big hole in the piping underneath the sink in the powder room downstairs. Someone has to come out now and a drywall person has to come out. The nails sticking up in the steps have been poking us in our feet even though they were hammered down twice already.
LGI is building the homes too fast and it’s very cheap how they’re putting them together. The walls are really thin that one can hear someone talking in the bathroom and downstairs. In the back, they are tearing the woods, it’s very swampy and wet, and the grass hasn’t grown in yet. Also, there are tractor trailer tracks in my backyard from the tractor trailer coming through. We’ve even had big trucks slot holes in the ground, which they said they’re gonna address too.
The only good thing was the sales rep who went through the process with us was very helpful. But the loan guy from loanDepot, David, who works with LGI was too serious. He was not rude, but not friendly at all. He made the loan process really bad for myself. Everything was lined up and was good, but it was just a very unfriendly type of situation. During the sit-down with him, I asked, “Do you smile?” and they’re like, “He is like that with everyone.” I would hate other people to experience and have to go through him because it was really nerve-racking.

The quality of my home is okay. I wish we would have grass though. We had to pay for our own grass in the backyard. I'm farther from a lot of people than a lot of my friends but it's all right. The only thing is I'm hoping that they're still building around because there's only one way in the community. We're right off the freeway, and it's just a pain to have to loop around. I heard a new build has a little bit more incentives, and it’s a new home so I shouldn’t have that many issues coming into a house. Darrell was the first person from LGI Homes who spoke to us. For the most part, he answered most of our questions and concerns. LGI could be a little bit more truthful about a cross in front of us heading in the land across from us. We weren’t told about a train in our front that’s literally across the street. It was land and Darrell said it was just land. At 2 o’clock in the morning, we heard a train. They lied to us again by saying the train only came by between 7:00 and 5:00 PM, and that was pretty much what they told us. Other than that, everything seems pretty good with the home, so far. And it seems like a very friendly, clean neighborhood.

I’m a realtor so I see LGI by going through the communities. I was there last year but for some reason, I didn’t want to buy there at that time. This year, I change my mind and I then bought a home there. Shereka did a good job explaining what the process is and how. It went smoothly and everything was nice. We were looking for bigger homes but we were out of the bigger ones. They were moving quite fast, so we were always updated of the status and demand. However, I’m skeptical and not a big fan of the walls. I’m not sure if there is a reason why they did that. If there is a texture, it would hide anything that might be there compared to a smooth wall. Other than that, the experience was pleasant and everything was straightforward.
Hi Sisir, we are excited that you changed your mind and decided to purchase with us! We are happy you enjoyed the buying process and working with Shereka. Congratulations on your new home!

When we were looking at LGI Homes, what was a selling point for us was how their new build was around the same price of an older build that needed to be completely remodeled. Gerardo, our consultant at LGI was super friendly. He wasn't pushy about anything and he knew what he was talking about. He spent basically all day with us when we were going back-and-forth about things. We purchased from them and so far, we've been really happy with the build we got. The quality is fantastic and it was a great deal. Even the guest bedrooms upstairs are a pretty good size. The neighborhood is pretty quiet and everybody there has been very nice. We love our new home.

We got into our LGI house in not even a month so it was super fast. I thought it was gonna be really hard and stressful, but it was actually really easy. The guy who helped us was awesome and I love him. I would do it again. Any other guys were super pushy and they kinda scared us away. We were gonna go with Centex but when we went to LGI, they weren’t pushy. They made out the numbers off for us before we even looked at anything. I like that because if the numbers weren’t right, then we couldn't have gotten it. We already moved in and I love the quality of the build of the house. I haven’t had one problem. Working with LGI has been perfect.

I am the second owner on my home. My home is only 5 years old yet I have issues with a leaking roof. My warranty company won't cover it because of improper installation and I cannot get in touch with LGI. They do not have a direct customer service number online and I have called numerous people trying to get in touch with corporate. The link on the website to submit a request for a warranty issue is not working. A lot of people in my subdivision are having issues with their homes because they were put together with "gum and grass" as one of my neighbors said.

My mom saw the LGI ad on Facebook. I was looking for something and they were close by so it worked out. LGI made the process quick and easy. If they needed a paper signed, they send it over via email and I e-sign it. It's hassle-free. Also, the finance company came to the neighborhood as opposed to having to go out and meet them. So, that was convenient. I like the home's location the most and the build is good quality. They put the grand countertop in.

They were real smooth. They explained everything and took their time. It was a good experience working with them. The rep we dealt with was real good because he called up and checked on us regularly. If my wife and I had questions or when we follow up, and it would be late in the evening, he would still call us. Communication is a big thing and that was one of his strong points.
The home is built nicely, but being excited buying our house, we kinda didn't realize that there were some things that we would've enjoyed having, like a little bit more closet space throughout the house, and some blinds. I figured they had to cut and save some money here and there, so a couple of things didn't get added here. The community is very nice. It's clean, good, and it has pretty houses. So it's gonna grow to be a good community.

With LGI Homes, I found the place that I liked and the location. But I’m not too impressed with the home. It’s not that bad, but it’s like they don’t take pride in their work. Some of the light bulbs don’t work. I told the guy who was here about a shower ratchet. He went and took one from another house, put a little cheesy screw, and it didn’t work. I had to go to Home Depot and do it myself. The floors were sticking up, and the guy told me, “Well, if it sticks up again, put some glue on it.” I went, “No man, you put glue on it. That’s your job.” There was still tape around the bed. The stucco work is done cheaply. Whoever painted the house sucks. There are places all over the place where they missed.
I wouldn’t buy an LGI home again. If I was a first-time buyer, I would have been disappointed. But this is my fifth purchase and it’s just another house for me. Also, LGI didn’t give us a gift, not even a cutting board. I’m not asking for a whole lot of it, but we never got our sign. My wife wanted to do the sign of our house built. There is no doorbell, too. And the plugs don’t work. I gotta go replace the breaker. There were paints on the lights, and the outside fixture was broken. I couldn’t get the water hose to work right because there’s still tape around it. Where’s quality control? The builders are sloppy. As far as the people, they were great but at the same time, they didn’t do the walk around. They didn’t come to put tape on the things I wanted fixed. They wanted me to do it on my own.
Other than that, it’s really nice. I do like a lot of features like the windows. They’re dual pane and energy-efficient. I do like the light switches, and how they work now. I do like that you can move them around and they’re wireless. I like the temp system installed already in the house, and that you can put it through your phone. And I like the garage door opener, and how I could Wi-Fi that to my phone. The people were great. Michael was great. All the ladies in the office and the other guys, the managers, and everybody were very helpful. They worked with us because I was waiting on my house. The guy gave me a walkthrough where he showed me how everything works. Overall, I’m satisfied.

We did have a plumbing issue but they came out right away and took care of that. Everything looks like it’s holding up very well. It was well-built. There are no overlapping sounds from the room next door with thin walls. We mounted TVs and they’ve been pretty sturdy. The finished garage was actually a nice plus.

I dealt with Taylor and he was very personable. The process was fine but the quality of the home is shabby at best. I'm finding all kinds of stuff to be fixed, and a whole lot of humming and hawing on fixing stuff. I'm working with their construction manager right now for the neighborhood. I've been dealing with his home handyman for the last two days. Working with him is like playing cards with your brother-in-law's kids. The workmanship is just crappy. Every light switch and plug-in is crooked. But I cannot expect them to come in and rip out every piece of drywall to fix that. Also, I've got holes in my front Hardie board that's got to get fixed.
I think this was the last house that was built on this street. I walked in several of the other ones, and looking at the workmanship in this house, it was either they saved all the crappy materials till the end that they had on hand, and built with their better materials upfront, or it was rushed. It's kind of a pain and sometimes, dealing with people is a pain. The hard part is getting someone to understand when you spend this much money on something. This is a very expensive neighborhood, and this home was pretty damn expensive. But there seems to be a little dragging of feet on fixing the problems. Dealing with the LGI people on the administrative side has been fine. There were no issues there. But I'm complaining heavily about the contractors that LGI are using. They are the contractors in this area and everybody has contractor issues here. They all suck and there's nothing we can do about it.

We have lived in our LGI home for about a year now. Like with other builders, we had our issues but the manager was able to have those fixed. After installing wood floors, that’s when you see the lack of construction quality. The contractors didn’t bother to clean up after themselves behind the stove and amidships washer. When it came to the doors and molding, all the doors and molding where cut higher than normal and some where cracked, which I had to replace. My recommendation is to stay on top of the contractor and come approve every single step before they move on. One this is it passing inspections, another is maintaining an expected level of quality, regardless of how “affordable” the home may be.

She set us up with a notary and a loan officer, so it was convenient and all in one place. The build of the house was good. My dad is familiar with LGI Homes, so he recommended me to look at them. I went with them because I did not want to have to worry about anything breaking. And, then they pay your homeowner's insurance for the first year, too. I had a lady named Carol who showed me the house, but I had a realtor that was representing me. Carol was the best and she is still in contact with me today. LGI Homes, however, was supposed to pay for the appraisal fee. But, I ended up paying for it out of my pocket. And to this day, I was told that I was supposed to get that $550 back. Now, they're saying they're not going to give it to me. So, there are things that they lie about to get you to buy their homes. I don't think it's right.
The quality of the build is cheap, too. We moved in about a month ago and some stuff are falling apart already. I've put warranty claims in about a week ago, but no one has even called to schedule anything. So, I'm not happy with that. The backyard needs to be graded. I'm getting ready to have the backyard done with turf, and they won't even touch the backyard until I have somebody get out there and regrade it. Nevertheless, the community is quiet and safe, and I'm fine with the amenities offered.

Our rep from LGI Homes is knowledgeable and always available. In our home, however, we found some details that still need to be resolved. We are being told that for some kind of details that they need to take care of, we’re gonna have to wait, which is okay. But then they tell us a time but they show up at a different time, which is not really professional. For the front door, they told us, “Oh, we’re gonna come look at it later.” But that was probably two weeks ago or maybe more. And they are supposed to follow up on that, not us, because we’re the customers. Clearly, there is a lack of communication from the construction people's end. Also, the community looks fine, but there’s a lot of break-ins in some houses down the road. We have an HOA that's supposed to be taking care of security, but it’s not enough. I just got transferred from my company and I had to buy a house fast. LGI Homes has them already built and ready for sale so I went with them. Their sales tactic is they get you all pre-approved while you’re in another location, and not in the neighborhood where the house is at. They put you in their car, like you’re a prisoner, and then they take you out there. You need to pick a house and it's like you’re not leaving till a sold sign is put in the grass. They won’t show you the house until you’re pre-approved.
I don’t like how the house comes with no options. I just bought a Lennar home and it comes with everything. So, that was a big thing. With the LGI home, there’s no paper towel, toilet tissue holders, no shower, bath towel holders. There was no washer and dryer. They only do the front window blind and that’s it. I even had to put my own mailbox in the ground, which was kinda odd. And then on the piece of paper, they told me Xfinity had the cable and internet, and turns out that’s not true. It’s satellite. And now we got this big 6-foot dish on my roof. Everything with LGI was terrible. I’m just glad I have a new house.

The first one we looked at was a little bit too small for us, so the salesperson brought us around all the different houses they have available and we picked the one we liked. The biggest thing that I noticed working with them versus working with a normal realtor, where sometimes things take a lot longer than they should, is that, this process was really fast. And even on his day off, he would answer my calls and answer any concerns I had. I love every square inch of my home. They had wonderful colors in it. I’ve seen a lot of homes where the garages were not painted, or it takes them forever to come out and fix things. But by the time we got the keys, the fence and everything that we had a problem with were already fixed. The garage was painted, which is nice. It’s everything I was hoping we would find in a home. I'm one that often reads the bad reviews shortly after reading all the good ones. I almost skipped over LGI Homes after reading some of the bad reviews. I bought a new home from LGI in Union county near Monroe NC a few months ago. LGI provided standard upgrades in all their homes that would have cost extra with different builders. The construction is pretty good. I have a new refrigerator, dishwasher, microwave, etc on the first floor and standard hardwood flooring downstairs with an open floor plan and 2 car garage in a neutral color scheme for the interior kitchen cabinets etc. The loan process went relatively smooth as well using their in house lender. I was pleasantly surprised that I haven't had anything major go wrong. LGI has been responsive to minor issues that have come up and worked actively to fix things before my move in date.
I have been living in the new home about 3 months now. One thing I would have liked would be if they had sealed the house better behind kitchen cabinets. I had a minor issue with fire ants intruding but I quickly resolved that with fire ant poison. The house is built well so I'm happy about that. It is much quieter than my old house as well. The neighbor's dog was barking one night and I could barely hear anything inside my bedroom. LGI Strattford home location in Union county is an excellent location not far from Monroe and about a 30 to 35 minute drive from most places in downtown Charlotte if you like to visit other attractions. One neighbor I spoke to had a plumbing issue pop up but LGI quickly resolved that. Hearing that helped spur me to continue the buying process. I'm happy I didn't skip over LGI homes because of bad experiences elsewhere in the nation.

It has been a month and 10 days now since we've moved into our home. We had a great experience with our LGI sales consultant, John, who was such a great help and so knowledgeable on what we could do. We started in September and then we moved in in November, so it was a pretty quick process. Everything was good with the sales, but the process with the loan department was frustrating and so was the construction part.
When we did the walk through, we told the construction manager that there was a bunch of touch-ups, like texture, that needed to be fixed. Those were fixed, but I guess they weren't paying attention because there were texture paints on the wall, and then on one wall, at the top or by the ceiling, it's completely white instead of it being the color of the wall. And then it looks like they came and did a touch-up for paint on an area that didn't need to be touched up and they put the wrong color there. Those were not completed correctly when we moved in. So, now, instead of them just coming back out and doing it, we have to go through the process of filing a claim and then them coming out. Other than that, it was amazing.

We were in an unusual situation. We had been renting a house for 30 years, and the landlord had died and gave it to a church, and they wanted us out of there. They only gave us two months to get out. And rent is so high now. We just had a short time to leave and I wanted to buy instead of rent, and buying from LGI was the fastest way to do it. We came and looked at the houses, picked one out and a month later we’re in it. I sent in a work order a couple times and nobody has been by here to do anything, and that’s been a few weeks. But other than that, everything is fine. I built a lot of homes myself and I find the quality of the build to be nice. As soon as they were done with it, we moved in.

LGI Homes ~ Sonterra. My friend referred me to LGI Homes. I love the in-house financing and pace of the process. I do think the team could have been better with communicating, especially during closing. LGI lacks in terms of quality, honesty, and diligence. None of the homes have grass in the backyard. The flooring in wet areas is just rolled-on vinyl (my washer/dryer tore part of the flooring during installation). There are no blinds, aside from the front of the homes. Bathrooms don’t even have medicine cabinets or shower rods!! I can tell that the carpet was installed before the house was painted.
There are globs and paint speckles all throughout the carpet in the house. There was even a missing cabinet piece in my kitchen. Painters forgot to paint certain areas, and more. I just feel as though the workers were rushed to complete these homes. I have outstanding warranty requests, and haven’t heard from anyone in about three weeks! LGI homes are nice starter homes, but try Centex or D.R. Horton first, seriously. I should have checked with them, initially. I’ve seen some of the Centex models and they are much nicer and complete, and they have grass and a deck in the backyard!
Brittany, thank you for your feedback. LGI Homes takes pride in producing new construction homes of the highest quality standards. We provide our customers with affordable, new homes, that allow buyers to determine the completion details of their home, such as sod or a deck in their backyard, to match their wants and needs. One of the good things about a new built home was the warranty, and then the energy-efficient part. Originally, I was on top of looking to renting, and then I was told the renting and the buying was almost the same. And it seemed better just to go and buy it. The reps of LGI stayed in contact on a weekly basis and we made good contact. They explained everything upfront and were real professional. They explained the process. What I liked was they gave us the process in writing. And the quality of the house was good. We're pleased with it.

Even though buying a new build is a little bit pricey, we didn't have to do any detail or anything to the house if it was needed, so it was more convenient. And we liked that everybody at LGI was really friendly and helpful. They explained everything that we needed to know and answered all of our questions. Candice was really kind. She kept us updated with everything and got back at me right away if I had questions. I felt really comfortable. I really like the community too. It is really secure and safe. Everybody's friendly. We went to LGI Homes on a Sunday and it was crazy that the office was even open. We met with Chris and he walked us through the steps of getting a home. And then, he asked us what we wanted, and he showed us around different properties. We just chose the house model that we wanted, and within 30 days, we were living in our home. The knowledge that Chris was offering was impressive. I didn’t feel like he was just looking at us as a number. So, he picked the time to speak with me and my wife, and told us the steps, the pros and cons, and everything that went into being a homeowner since we were first-time homeowners. So, I really appreciated that.
It was also impressive that he gave us all the information and let us decide what we wanted to do instead of forcing us into something we didn’t want. The quality of our home is good. We love our home and everything has been awesome and great so far. We’ve been in there for a little over 30 days, so we’re doing great so far. It is a safe up and coming community and I like that it's hidden and we are at the end of the community where not a lot of traffic goes by.
Iris, thank you for this glowing review. We want to be available when our customers are available, and that means we are open on the weekends. It is great to hear how dedicated Chris was to finding you not only a house, but your perfect home. We wish you many years of happiness in your new home!

Everything went wonderful with LGI Homes. We were looking at the other homes, Starlight, and they gave me the runaround. Then my wife and I went to LGI, and the gentleman who helped us and everyone in the office were all professional. He told me straight. Every week, he would call us on a Thursday and let us know where we were standing or what we needed. We did some work on our credit scores. And the lady who did the closing, before we closed it, went to talk to another lady who sent it to everybody else. We had all the paperwork before they called us, and there was something else. We got it to them as soon as possible. We closed less than 30 days. To my wife and I, everything was smooth. Before we did the closing, we had to do a walk through with the builder, and they explained a lot of things to us. They were very helpful.
I like the quality of the home. I did construction work for 20 years, and I know what I’m looking at and how things work in that way. It was better quality than I thought for that price. Before we moved here, we were living in some apartment trying to save up money and getting our credit score up. And there was another young lady with a family and she was looking at the other homes also. I told her, “The other homes is a little cheaper, but with the quality you’d get out of LGI and the people in the office who are more professional, you will be better going to LGI.” All the people who work for this company, even the ones who cleaned the homes for when we moved in, they did an excellent job also.

On paper I made enough money, however they wanted to break up my pay and divide that by a 40hr 5day work week, I was denied. After explaining how my pay work and after sending documents, and then sending the same documents, and again sending the same documents... We were approved!
But wait... We did our blue tape walk thru on our New Freshly built home. Sheetrock was uneven, blinds not straight, spots of no paint, spots of poorly done touch up paint. Globs of texture, all of the cabinets in all 3 bathrooms and kitchen scratched. (They used a paint pin to hide the scratches, yet they are highly visible.) My fence was not installed in the right location, my fence is not like the other fences in the row of like fences. Stair banister is scratched, garage door trim (exterior visible to the road, spots of putty, and hammer Marks). The list goes on... Cleaners didn't clean the home, sheetrock and other building debris were found under the fridge, dust all other the counters, doors falling apart.
I bought a new Home that looks like it's been remodeled by a poorly paid contractor. And We have called and emailed and have had people in our home to fix the issues, yet nothing is really getting fixed, and some of the issues we are getting push back from. My apartments were jacking my rent up. I lived in these three-bedroom apartments for 16.5 years and then they wanted to raise the rent to 17 a month. I asked the going rate around here in North Dallas and it is 19-21 a month to rent a three-bedroom house. So, the last six years, we kept getting LGI Homes flyers in our mail in the apartment, “Why rent when you can own?” So, that was why I made the decision and it was zero down. The guy told me I was the 1% that qualified for the zero down. Most Americans live paycheck-to-paycheck, and that was the lure for me – zero down, brand-new house. I could've bought a 40 year-old house in the neighborhood. But a year or two after I move in, maybe I'd need a new roof, then I gotta fork out 50 grand. With LGI Homes, it’s a brand-new house and it gets a 10-year warranty. So, that was why I chose them.
Their reps, Bill in the mortgage and Chris the salesman guy, were real nice and professional. But every time they needed documentations, you had only 24 hours to jump. Thank god I was off on Monday and Tuesday. He would call me or email me at 10:00 in the morning, “I need this by 1 o’clock.” And I’d jump to the car, run to the bank, get the documents and send it off. It was an easy and simple process. You just had to be able to jump and get them that documentation when they wanted it. But other than that, I had a great experience. I'd recommend LGI to anybody.
The house is very nice and beautiful. But to me, some of the things could’ve been a little better. The lines, like the wall, the molding or some of the pieces of wood, they weren't broken but it looked like the wood got pressed on the doors. The molding or my door out by the garage looked a little crooked. And certain cabinets had little indentation. Those were not noticeable, but it could’ve been straighter, cleaner pieces of wood. Nonetheless, I really like the neighborhood. I like the concept. It was an easy program to go through and everybody was willing to work for you.
Jeffrey, thank you for your review. We are so glad to hear that we were able to fulfill your dream of homeownership by getting you into a brand-new home. Congratulations and we wish you many years of happiness in your new home.

I was Googling places for rent and LGI said 1,299, so I thought I was gonna go see a house for rent. I called them and they were like, "We'll make you an appointment, come and see us." When I got there, they asked me a bunch of questions around my credit and asked where I worked. They were like, "We pre-approved you to buy a new house." So I went for it. The rep's name was Molly and she was nice. She answered all our questions, and she was real friendly too.
She gave us a tour of a model that was complete and then she gave us a tour of the home that we were gonna buy. It was still a frame and it had no stucco or sheetrock, so it was barely put up. For the most part, the quality is okay but there are a couple of things that I've seen that are not right. Part of the condensation that was coming out of the condensing unit above the furnace was crooked and it was dripping water, so they had to come back to fix that. There was also a scratch in the tile on the floor that they came back and fixed. In one of the little cabinets, I don't know if their nail gun was set too high of a PSI but the trim fell off. The studs of the nails were barely sticking out of the other piece. Other than that, they came back and fixed everything that I've told them about. Overall it's a nice home. Even with the neighborhood that they're adding onto this new section, all of the houses are real nice.

We started working with LGI since last year. It was at a different location. We got pre-approved for a house, but the closing date was moved back three times. I felt that they were not being transparent with us about some things. Whatever documents they requested of us, we made sure they got it within 24 hours. But whenever we asked questions, they kept coming up with different answers about the same question. The loan depot agents who were working with them were not forthcoming and they were not willing to answer our questions. The rep got upset when we tried to reach out to her. They could improve on that. Also, within three to four months, we couldn't close and we kept incurring more financial expenses that was not planned for.
We had to cancel and when that was over, we called back and requested for a different location. We were able to speak with Tara and I made her understand our past experience with LGI. She said it was gonna be a different experience this time. She really helped us out. She was there to answer our questions 24/7 which is why we were able to close on the house this year within a month.
It's been about a month now since we moved in, and everything seems okay. But the mailbox is in one location. It's like the way apartment mailboxes people get it in just one corner. I would have preferred the mailbox to be right in front of the house rather than in a secluded area. That's the only thing I really don't like. But that's manageable. The engineer is responsive whenever we ask questions. He was here today to look around and help us replace some stuff. So it's been helpful. So far, so good. It was an amazing experience this year.
Emmanuel, thank you for your review. We apologize you had an undesirable experience last year by having your closing date pushed back a few times. At LGI Homes, we believe it is not "if" you can purchase a home, but "when", and we are glad to hear that after a short period of time, Tara was able to get you into homeownership. Thank you for letting us know about her exceptional customer service. We wish you many years of happiness in your new home!

We wanted something that would come with no problems. So, we decided to buy a new build. We also wanted to live nearby and since LGI Homes is right down the road from my mom’s house and we were driving past them, we went with them. Aside from that, a house with LGI was gonna be available a lot sooner than the other new build homes that we checked out at the time. But LGI isn’t a custom home builder, so there's not anything to choose or anything ahead of time. Still, they were very good about weekly updates and progress reports. You can kinda tell it’s a well-thought-out process with their builder, then they had their preferred lending partner. And we lived from out-of-state, so that threw us another set of complications, but they made the process pretty easy.
I also liked the responsiveness of the rep I dealt with. I had her phone number and I could text or email her. She was always really quick to get back, too. Working with her was fantastic and I was comfortable with her. So far, we found one issue with the house though. The banister on the stairs wasn’t screwed into a stud, so it was half loose. But it was a minor thing and they fixed it within a couple of days. Other than that, everything is working like it's supposed to. We like the community as well. There's not too many people living here yet, but it's nice. It's already much better just being close to family but living in this kind of house in this kind of neighborhood is what we wanted, too.

We’ve rented for the last five years and that was getting old. There was an opportunity and we thought to move before the interest rates went crazy. LGI Homes' location where I’m currently located and the price made us choose them. The salesperson we dealt with was very helpful, but when we went back, he was no longer there. We didn’t know about it until we went to call back and had to deal with someone else, but in the end, it worked out. The person we worked with was knowledgeable about the area and what they had. The major question we asked was if there was any customization, but there was none. The house is nice, but it’s such a new development that no one knows where it is and we suffer for that. And it’s also a further distance to work for me.
There were also certain things that we didn’t notice right away, but that was on us. In the master bathroom, there is a complete shower, but no bathtub, which is what we’ve been trying to do. Right above the shower, there’s no light. And the light over the sink is insufficient. It lets you see the room but doesn’t let you see anything in the mirror so when I’m shaving, I’m almost shaving in the dark. Also, when the first light turns on, it also turns the fan on, which is fine, but I would prefer to have the fan over the toilet because that’s where you need it the most. Other than that, the thermostat being programmed works nicely. The fact that the garage door makes almost zero noise is nice as well. And the fact that we’re using Bluetooth with all of our lightings, except for the stove and oven lights, is cool.
Howard, thank you for your review. We are glad to hear that your New Home Consultants were very helpful and knowledgeable about the home and the area you were buying in. Thank you for choosing LGI Homes and congratulations on fulfilling your dream of homeownership!

I’ve been looking for a building that was a little affordable and durable, and I first looked online. I saw some recommendations or some reviews for LGI Homes and so, I decided to go in there. I’ve had a home before and it was newly built too, and I never had any issues. So, I decided to stick to a newer home and this is my second one. I had hopes that I was going to keep both homes but LGI didn't do the calculation well to see if I wasn’t qualified for two homes. Then, all of a sudden, I had to sell my old home. I had to rush and put it on the market so, that was stressful but LGI was always there and the agents were good. I called and they kept me posted throughout. The communication was good, and the rep and manager did whatever they could but the only thing I was disappointed about was when I sold my house early, the price of the LGI house went up. So, that was a little bit discouraging but it has been a good experience.
It has been a long journey because we saw the home in July but there were so many issues back and forth so, we closed in October. I also remembered a friend of mine who five years ago got their house from LGI. So, I called her to see if she had any issues so far and she said she has no issue so, we concluded on. The only issue she had was LGI selling their loan out over and over, which I’m already experiencing because I got some emails or letters already but everything is good so far.
The build is two stories and when we moved the furniture up, you could see some plastic on the staircase. The handle on the staircase was shaky and the faucet kind of drips a little bit but apart from those, I have not seen anything that is alarming. The community is new and my older house was just 10 minutes’ drive from where we are now so, I’m used to the neighbors and it has just been a month now. However, a school bus doesn't come and the weather is changing and the kids have to walk in the cold. Also, the neighborhood itself has some streetlights but when you move a little bit outside, it’s terrible. There are no streetlights at all and it’s so dark. If you work night shifts like I do, then it becomes an issue but hopefully, it will be developed one day.
Elizabeth, thank you for providing such a thorough review. We appreciate your notes on how well the LGI team supported you and your needs to sell your first home before closing on your new LGI home. We pride ourselves on providing exceptional customer service and knowing that you received great communication throughout the process is wonderful. Now, we have a really beautiful view of the mountains, and we’re in a perfect spot that’s not ever gonna be obstructed by other builds. It's really exciting.
However, we felt a little bit of pressure to close in September. The people at LGI Homes were really friendly but not very knowledgeable on giving information out. They never answered my questions about the house. They can't even give the monthly mortgage payment because the interest rate is not yet locked in. They shouldn't be giving that number out or if they do, they need to specifically say that it's an estimate. They also did not give much information on the amenities of the home, so I don't know what comes with it.
The quality of the build is very poor, and I was very dissatisfied. There was rain on the first day that we moved in and there was a bunch of water coming in the window. Last night, the cold front came in. I could feel the breeze inside the house and how cold it is in there. The heater was having a hard time keeping up with it. My wife was terribly upset because we moved to a brand-new house, then we have to go through things like this.
I wouldn't recommend anybody to purchase a house from LGI just because of the quality of the house. I'm an electrician so I do a lot of construction of my own. The insulation is very poor, as well as the caulking and the puttying, the sanding on the doors and the paint quality. There's still blue tape on walls, where they should have come back and touched up on the paint. I'm really upset with it, but I can't do anything about it now but live in there for two to three years and then get rid of it.

IF YOU ARE A VETERAN GO ELSE WHERE. I am warning all veterans, active duty and prospective homebuyers to not use LGI for a home builder. This company has been nothing but a nightmare. I moved into an LGI home with my wife and we thought it was our dream home. We were extremely happy until it came down to fixing problems using the work orders system. I would write work orders which would address small problems but only after calling numerous times would get fixed. When I put in a work order for my driveway I was ghosted. I started noticing flaking spots on my drive way in Oct of 18 so I placed a work order to have issue addressed. Well I never got a call back.
I had independent concrete contractor provide his professional opinion of my driveway. Sonny the contractor told me, “the concrete looked to be a bad mix, failed to put in the air entraining agent (or failed to order it with it), improperly floated it so much cement paste was brought to the surface, added water at the site to make it more workable, or failed to cure it correctly. The obvious sign there is a problem is the drive way is darker in color and noticeably different than all the other driveway throughout the neighborhood”. Sonny advised to have a core sample taken because he was sure with his 20 years of experience the concrete will be proven to be a bad pour and the drive way was built in haste with short cuts being used due to other concrete jobs (driveways) needing poured.
I have contacted local companies to have the sample taken, still waiting for estimates. I was wrong in my assumption. My neighborhood rocks, it the kind of place where people can kids can play in the street and trick or treat without worry. So, when walking and talking with neighbors, we found out some disturbing things. An LGI employee told the truth to a homeowner.
LGI had an employee who was fired for not taking care of work orders. I was told Dale the foreman and oversaw the building and in charge of fixing problems was caught erasing work orders. My wife and I did our final inspection with Dale and after speaking to other neighbors, I started seeing a trend. Whenever you asked to place an item on the list to fix, Dale would haggle over the item which is consistent with many home buyers and troubling in hindsight.
The work order which was placed was either erased or was never addressed. I also found out the one of my neighbors had the exact same issue where their driveway had what is called a bad pour. There was significant Spaulding for reasons beyond normal weathering. Well when the LGI management came to look at the issue I was willing to have a talk with management, but due to the loss of my father was unable to speak face to face.
I placed two additional work orders once I came home to ensure the work orders would be addressed after calling the Vice President Jodi. My opinion of the conversation. The LGI management staff now knew the extent of a bad employee and will circle the wagons instead of standing by their product. So, in a classic diffusion of responsibility, I was directed to the new foreman Justin.
Justin, called me. Informed me he would have a team of people come out and look at my drive way. Once I called and confirmed when someone would come out, I only observed Justin by himself come out and briefly look at drive way. Justin was showing up was captured on my home security system. Justin who told me he would call me back with the results at the end of the day. Called me back then next morning and it was a response I had a feeling I was going to get after observing him on the camera system.
Justin told me he wasn’t moving forward with the claim because he couldn’t find the previous work order that was placed over a year ago and suggested that I buy a concrete sealant. Then asked where do I work? I told him and his preplanned response is city I work in used “Chromag “(road salt) and the salt is falling off my vehicle. The entire metro area uses the same exact salt! My garage parking under that rationale would show a problem. There are parts of the drive way which my wife and I don’t drive on that are heavily spaulding. I am going to be forced into a civil suit. It’s not the money but the principle. Stand by your product. I hope whoever read this will go with another company. LGI will make promises they correct all mistakes, but it’s not true. Please consider using someone else. It's not worth the hassle.

LGI Homes was the worst experience I've ever had. The reason I chose it was because I have an acquaintance that was a manager in the office we went to, and I've known her for a long time, but the entire process was horrible. I would never ever, ever recommend LGI again. I would never put anything through what my husband and I had to go through. I understand the service from their salesperson moving on to the mortgage lender, and I know there were different parts, but we were lied to. We did everything they said. They flagged my husband and I for fraud because the gift that the boss gave us for the wedding, the way it was given was exactly what our mortgage lady told us to do.
Our house was completed on August 20th. Our close day originally was August 30th. We were told 15 times in between that we were closing Monday and Friday. But we did not get to close until October 11th even when we sent over our money through wire. They messed up the money. They had us send it to the escrow officer's name. Exactly how she sent it, we did it. That was a mistake, so the money had to get sent back. They had to get all my sister's information. They made me take our downpayment out of my bank, make money orders, move it to this account, give them copies of this bank account. If I were to have to go to another lender, all the stuff they made me do, the next lender would be like, "What in the hell are you doing?" I don't feel comfortable.
That situation put us in debt. We had to rent a 26-foot U-Haul with our stuff packed knowing that we were going to close on Friday. That Friday, another matter came up. They were like, "Oh, hold the U-Haul until Monday." That Monday came and went. We were going to get a gift card for our trouble, but that was a lie. We had to call every day on that. They told us someone had to go to the store and get it. Well, in today's time, for a Home Depot gift card, you go online, purchase it, and send over the email confirmation.
As for the house, the sink was cracked. In the front walkway, the screws are already popping out. We were here one month yesterday, and the front needs to be painted already. The builder has been the only one in this entire process that I would ever recommend to anybody. He called us back and le let us know what was going on. He has never once said there was nothing he could do. I'm sure if I sent him an email right now and said, "Hey, this is what I'm going on," I feel he would call me back and tell me, "Hey, this is what I can or cannot do." Overall, however, our experience was horrible, and I wouldn't even put my worst enemy through it.
Tammy, thank you for your review. We appreciate you informing us about the service you received from our preferred lender and hope that the issues have since been rectified. We wish you many years of happiness in your new home.

While we were online looking for new constructions in the Volusia and Seminole County area, we found LGI's website and we contacted them from there. We chose to go with them because they were not like a regular community builder and with them, we were able to find the location we really wanted, instead of just being in a regular community with HOAs. During the sales process, they were really transparent with the things that they needed upfront. They also let us know what was required of us and what their timeline looked like. So that whole process was fairly easy, especially for a first-time home buyer. Plus, the consultant that we had let us know what the status on everything was. There were some setbacks with the construction itself, but it was not the fault of LGI, and they kept us posted whenever they got an update. So that was helpful.
All in all, everything had been great. Any time that we needed a few things that we had marked during the walkthrough, they came within the week to fix all those little minor things. So we haven’t had any issues and the house itself is great. I love it. I know a lot of people want to stay within a regular home building community but the ability to choose your address based on the city itself, instead of just one part of the builder’s land, is something to be considered. With LGI, we were able to get a huge lot and kinda expand from where we probably would have if we went through a regular community builder.
Hi Tammy, thank you for sharing your experiences and feedback. We are glad to hear that you felt we were very transparent in what we were offering and what we needed upfront. Integrity is one of our core values, and we pride ourselves in upholding this value. Congratulations on your new home purchase and we wish you many happy years in your new home!

A new home is a lot easier to maintain, and we heard about LGI on the internet. We went with them because of the location -- I am on top of a hill and I love it. Jason, our home consultant, was outstanding. He made time to see us and he made time to make sure everything was straight. His knowledge is impressive. And then Amanda was all the time awesome, too. If I have concerns I get in contact with the project manager, or I catch up with the sales rep.
When we moved in, the floors were dirty and so were the windows. They didn’t finish a lot of the work on the bathrooms, like the caulking around the toilet or in the shower. It wasn’t really done the way it was supposed to be done. They also could’ve reinforce the properties. They could’ve put grass or a lawn down at the back of the house. That was something that they lack. The way a lot of these people's houses were built, their ground was washing right down here.
Living on the east side of me, there is a problem, too. When it rains, it just goes downhill. And I’m wondering as to how long will that fence gonna stay up there. They could have at least put some type of retaining water behind there. I don’t know what is going to happen if somebody’s house is lying downhill because they got nothing holding it up. So, I put some bricks up to slow the runoff because I couldn’t see anybody giving $4,000 to do my yard. I also put some trees up there to try to hold the ground up. My yard looks pretty good, but my neighbor on both sides, their yards are horrible. They’re gonna have a lot of problems if they don’t really look into the situation as far as the houses on top of the hill. They could have done better.
Nevertheless, I love my home. I like the rooms. My wife and I moved from a three-bedroom to a four-bedroom home. My rent was 1,040, and then owning a house was only $20 more. So, we’re saving. We rented for about 11 years before we moved into this place, and we wanted to be somewhere close but out of the traffic situation. I’m extremely satisfied with the amenities, too. They have a nice lake and we already got a nice little spot for the kids if they want to play out there in the hot sun. However, we did not have the time to change anything. My wife and I wanted it all vinyl, but they said that we got to put the carpet in there and that they were building it like this. They should have some type of leeway, too.
Robert, thank you for informing us about your recent experience with purchasing from LGI Homes. We are glad to hear that Jason and Amanda were so outstanding in assisting you. We apologize for some of the finish work not being completed prior to your move in and we hope the team has corrected this for you. In many of our communities, we choose to not sod the backyards because we know our homeowners prefer to finish out their backyards to their liking, whether that be with sod, a patio, or a pool. Thank you again for your review. We wish you many years of happiness in your new home.

My brother had purchased the home through LGI Homes and we helped him move in. I kept seeing this house behind theirs that I really liked. And we ended up getting it. The process went quickly. There has been a few minor issues that we've noticed after we have moved in. The shower where they put the showerhead at and everything in the wall, there was a bit of a hole. Aside from that, one of the pieces of vinyl or laminate flooring in the kitchen had chipped off a bit. The edge of it was separated slightly. We also discovered a wire hanging out of the wall outside and had to call them. But they fixed that real quickly. So, we were pleased with it.
The community we live in is nice. The only thing I don’t really like is the way the fences are done. It almost seems like the wood warped over time. And I wasn't expecting it to do that with something so new. It's almost like the wood that they used was warped when they built it. Everything else is great. My utility bills here are significantly cheaper than where we were before.
Jason, thank you for sharing your journey to homeownership story with us. We apologize for the minor issues you mentioned but are glad to hear that our team was able to correct this. Congratulations on your new home! We are excited that you will be living so close to your brother and we wish you both many years of happniness in your LGI home!

I stumbled onto LGI Homes down in Lonsdale, Minnesota. The value and the way the place felt made me go with a new build. It appealed to me. It seemed right and it felt good and comfortable. It looked like it was really good construction and better new than used. Jo Ann, the rep, was very supportive but she didn't really have that much to do except stand back, let me look and answer my questions. The office manager and Jo Ann suggested I look at Montrose. I came up to Montrose and they took me around and showed me some places and I decided on one last one.
So far, the quality of the build has been very nice. There were a few little issues here and there, but for the most part, LGI Homes was very good. There were also things outside of LGI's control like the Whirlpool appliances don't have manuals online. LGI Homes is affiliated with LoanDepot and LoanDepot likes Progressive insurance. However, Progressive is a pain in the tuchus. In fact, Progressive is already trying to cancel my insurance policy and I haven't even made the first payment on the house. I'll gladly switch insurance companies, but the whole thing is a nuisance that I don't need.
LGI is based out of Woodlands, Texas which is near the Gulf Coast. The construction of houses in the Gulf Coast and in California is significantly different than in the Upper Midwest. I feel that they lack a number of electrical switches in the house for lights on the entrance and exits of a room. They only have one switch even though there are two or three ways in and out of the room. But it's not a showstopper by any means. The house is a very nice building. One of the really neat things is that between LGI and LoanDepot they made everything happen in an extremely short period of time.
Thomas, thank you for sharing about your recent experience with LGI Homes. It pleases us to hear that both JoAnn and the Office Manager were so helpful in assisting you in finding the perfect new home. We wish you many years of happiness in your new home!

Kyle ** is very unprofessional and led us to believe we could get our lot deposit back. He told us exactly “what to say” so we could get the money back. Even when it didn’t make financial sense for us to move forward with the buy, they told us we could “still afford” the house. We talked back and forth with him and his sales manager David **, (which my husband and I had to initiate all of this communication) only to find out that they would be keeping the money. They told us they would be keeping us informed through all of it. There was no communication at all. We had to call, only to be led on by telling us “we are checking with corporate” or “we will let you know”. And then when we call AGAIN, they tell us “oh I thought someone called you, we would be keeping the lot deposit”.
Besides the $1000 we are out and their dishonesty, Kyle ** was VERY inappropriate and made me feel very uncomfortable. He was only concerned about making a sale (which Is his job, I get it) but had no care about the people behind the sale. Is this the image you would like to give off, LGI Homes? You don’t care about the home buyers or the process. You allow inappropriate salesmen to persuade potential home buyers at any cost necessary. You have absolutely no communication with your potential home buyers. Lastly, you’re a million dollar company (probably billion dollar company) and yet you deem it necessary to keep my $1000? I am by no means a millionaire, so that $1000 means a lot to me, especially because I am TRYING TO BUY A HOUSE! So for anyone reading this, if you come across KYLE **, ask for someone else. Better yet, save yourself altogether and go with a different builder.
RP, Thank you for informing us about your recent experience with LGI Homes. It’s always a priority to educate potential homeowners about our process, including how we handle earnest money, and we apologize this was not the service you received. The home consultant that we met at LGI Homes was very pushy. I wanted to see a home, but she wouldn't let me. She ran my credit, which didn't make sense to me because that shouldn't matter. If I wanted to look at a model, I should go look at one. I understood what I qualified for because going into the process, I already knew what I qualified for.
The quality of our new home was just fine. However, the very next day when we moved in, the microwave didn't work, probably about the panel. I contacted LGI and I was given a name of some guy, one of the builders. I contacted him and he told me, "It's not my problem." I said, "Alright. Cool, man. I'll contact Whirlpool or whoever is there." And that has just been 12 hours after I closed. The whole experience was not good. Nobody was organized. I had a close date and I got pushed back two weeks. I had everything that they needed. I was timely with my stuff. They didn't have to wait for nothing. But our experience was a nightmare and that was why I just wanted the process to be done to get my keys.
I'm in my home now and that's fine, but I will not buy through LGI again. This is the second home that I bought for my family. With my first home, I had no problems at all. It was very seamless. But this one with LGI was a nightmare. When I bought my first home, I was in really no condition to be owning a home, but the process was easy. And this time, I'm in a way better condition to be owning a home, and it was hard. And I was very thrown back by that. I was not very involved in the process. It made me not wanna be involved in the process and just get it over with.
And then the promising things. "Oh, this is this." And then, "Oh, no. It has to be this now." Or, "Oh, this is your sign date." "Oh, no. Nope. It's this now." And it was four closes just to give us a sign date. And there's one person saying this, another person saying this. I understand things aren't gonna go right. It's a new build and they're going up quick, and I get all that. But the process was very, very bad. I was disappointed. I was not happy. After I got my house, it felt like getting away from them. The problem wasn't everybody, it was just one particular lady. There's this one guy towards the end that was really great. He was a really nice guy and he understood where I was coming from and how the process can get you down.

The interior drywall finishing look like it was done by 7th grade students. So many problems with the finish work on homes here. Yes they might look good but get a home inspector, they (LGI) will tell you you don't need one. And when you show them the problems the inspector found they will not fix any of it.

I looked at them and I was very impressed with the quality. The home consultant was awesome. He was very professional and very straightforward. One thing I really loved about LGI is that they tell you everything upfront. There were no surprises, no hidden fees. I knew what my monthly payment was gonna be before I even put my deposit down. I was very impressed with that. I felt the financing part was gonna be the scariest but they had me meet with the lender in person at their office, and that was amazing.
The quality of the build was topnotch. I walk the home a couple of times before closing, on my own and also with my Realtor, and even my Realtor was very impressed. The consultation team was straightforward and honest about everything, and showed me how to take care of my home for the long run. My community is awesome. It's very spacious as far as between homes, and very friendly neighbors. And so far, I’ve had a great experience with the neighbors that I’ve met. That’s good to know, especially the ones that have been there for a year or so. Living in the new home helps with morale and it helps with relieving stress as you come home. Then, it went superfast after the paperwork was done. We mentioned to the guy who did the walk through that there’s no ventilation over the kitchen stove. I was living in an apartment and LGI said they were gonna help me out with the apartment situation but it didn’t get handled the right way. They said they were gonna take care of it, not to worry about it and that it was not gonna be a problem. When it came down to it to fix that problem, they made me a letter that I could’ve made myself in a computer and that was it. They didn’t Take care of the whole apartment situation such as talking to them or paying the remaining balance. Right now, I have an extra bill that I gotta pay. Other than that, I’m happy with everything else. The neighborhood is quiet and LGI has the right amount of space. The quality of the build was really nice and I love how it was designed and everything on it.

LGI Homes had the area, the type of home and everything we've been looking for in a house. They also had the corner lot, the floor plan we wanted and the master bedroom downstairs. It was a perfect fit for what we were looking for. Their consultant, Roger, was very good. He stayed on top of everything and answered all the questions I had. LGI helped us every step of the way and kept us informed about the whole process. I didn't feel like I was left in the dark at any time. If I had any concerns, it was either addressed right then and there or they gave me the correct answer I was looking for.
I'm satisfied with quality of the home. Although there were some little things that I wished I would've had more time to look into and had them make some repairs on it, for the most part, it seemed good. I also like the community and the kids love them. We have a park, a splash pad and a fishing pond. I would recommend LGI Homes.

Everything has been going wonderfully with our home from LGI. I tried to purchase a home last year, and we got to the closing date, and it didn’t go through. And when I reached out to Adam, I was up to getting this other home. He was awesome. He had helped me and my family move into a home. I wanted to be in a safer neighborhood for my daughter, and he did everything that he could. He did what he said he would do. He did an excellent job.
The quality of the build of our home is cool. It is basic, but it’s our first home so I can’t complain. Also, our new home community is excellent. The amenities are perfect, and I think it’s gonna be a great asset. There are a lot of different places and different parks in the neighborhood for the kids to play. The school is excellent as well.

I'd like to move from an old place to a new place. I used to live in the suburbs, so I preferred to move to Charlotte. A broker took me to LGI Homes and everything was good with them. For the price, that was a good deal. The community I live in is good. I've lived there for about three weeks now and so far, I'm satisfied with my home. But I'm not satisfied with the flowers and the landscape. That's the first thing that people see and it's very important. On the sides, they're all good, but for the lot, it's not good quality. And then, the environment doesn't show very nicely. The bushes are not of good quality. For first two, three days they were okay, but after a while, they were gone. LGI can buy better quality for a couple of more dollars.

We just moved from California and we were looking around for a home. We saw a billboard on the freeway and decided to check it out. We liked how easy it was to get into a home and we liked the fact that they would close on a final offer. Everybody was really nice in the office too. But the guy that does the walk-through at the end promised a couple of things and they didn't come through. They didn't put it on paperwork. But I gave him the benefit of the doubt.
LGI is good for a first-time buyer. The finishes are not all there though like the door needed to be replaced and the guy never came back and finished it. One of the trees needed to be staked outside but it wasn't done. Also, the concrete slab in the backyard overflowed and they left it like that. Some of the caulking was missing in the bathroom. It seems like they were just trying to pump them out really quick. These are minor things though and overall, LGI homes are great. The community is awesome and it's really quiet. I live in the cul de sac on the left block build in this neighborhood and we love it. It's a really good experience overall.

They fix the roof over the bath and the walls and the ceiling have to be retexture and repainted. Now on September 2019 the leak came back on the same spot and it is damaging the walls. I did call them. They send a representative call Tony ** to look the damage and he told me that’s not LGI problem, and there is not warranty. He made me sign his iPad about the visit, and he gave a complete speech of what a homeowner should be. Not recommend any body to buy from this builder, walls are crooked and he told me if didn’t notice on the first 11 months, "It’s your problem." Thanks for not taking care of your customers.

The first realtor that we had showed us some houses but they weren't in our price range at first. Then, we got a new realtor and she was showing us houses. They told us about the LGI Homes in Fuquay so we decided to go. I and my wife fell in love with the neighborhood. It was very quiet and the atmosphere was great. We went from there and we were happy 'cause we got a home. The home consultants were with us the whole time. They talked to us, made sure we get our ducks in a row, and made sure we were good to go when we came. The interactions with them went very well.
But we had a little problem with the brass where the septic tank is. It's like the little brass peeking in and that's one of the things that we were gonna come and talk to LGI about. But so far, everything's okay. Our new home community is beautiful. We have met some of our neighbors and everybody is very welcoming and friendly. They congratulated us and welcomed us into the neighborhood. I would tell people to come get a house from LGI.

We purchased our home in May of 2018, I wish I would have ran fast instead of buying here. I should have listened to all the other negative reviews. First week in the home our air conditioning broke and when it rained water would flow through my microwave vent into my home. Which LGI refused to fix we had to pay for it. Three months in and air conditioning went out again. My whole attic was full of mold and also my sons roof in his bedroom too. The roof was fixed but never the air condition. Here it is 1 1/2 later and my air conditioner is still messed up. My humidity stays too high.
Now that my warranty is out they finally figured out the problem that is 1,000.00 fix!! They will be out next week to replace it. While laying in my bed I looked up and my sheetrock on my bedroom ceiling is all wet, I looked in my attic every duct and air conditioning part in there is dripping condensation and ruining everything. If you buy a home from LGI please document everything, screenshot every work order, and document pictures. I’m having to hire and attorney because this has caused my family a major headache and thing should have been fixed over a year ago. I shouldn’t have had to call my air conditioning company out a thousand time and nothing has been done. Plus was told the location in Cove, Tx DOESN’T flood and it DOES!!!

We were well guided and informed every step of the way with the most amazing staff. Communication and great personalized customer service was more than I imagined a company would give. Every person we interacted with gave us the support we needed to complete this home buying process - everyone made it so easy - we still find it hard to believe that we did it - we own our 1st brand new home.
"Q" our salesperson is remarkable - she is always so positive, friendly and informative. She was exceptional. Stella - the loan processor made it the whole lending procedure so smooth. She took care of all the paperwork needed. Jeff the builder - went over every detail of the home during the walk thru. He answered every question we had about the house and its appliances. Even took care of some minor details that we pointed out (because we are super picky). Bottom line - if you are looking to purchase a brand new home - look no further - with LGI you will have the best customer service experience and they will make the whole process fast and easy. Thank you LGI Homes.

My wife has always wanted a house but I would only buy a house if I find a house that’s brand-new home with no money down. I saw a house on sale in Zillow and my wife and I went and looked at it. It was an LGI home, but it was being sold separately. We looked at it, and we liked it. We drove around a bit more and then we saw the information center and we checked it out. Their rep Bryce told me everything that I wanted to hear as far as what my stipulations were for buying a home and we bought the house.
Bryce was outstanding. He was easy to talk to and he made the experience very painless for us. The best experience was basically the process and usually it’s the worst experience, but their system just made it completely painless. I don’t see anybody else doing what they’re doing so whatever they’re doing is very good. I’m happy with the whole interaction with Bryce, Jason and the loan officer there. They were on the spot and then they couldn’t work with me, so they sent me to another loan officer. But we still closed before the day so it was an outstanding experience.
I looked at some of the surrounding builders and there are some things that they’re not doing that LGI is doing, like wrapping the house in brick all the way around, not just doing the front and leaving the back panel look horrible. As far as what they’re doing with their emergency drip system, that drips out onto the patio to let you know if there’s a problem before your house gets destroyed. It's cool. Also, the space in between the houses are much bigger than anywhere else. I also like that they gave me a couple of new trees in the front, a couple of live oaks that the roots go straight down and not spread out into my foundation. And they gave me two water hoses, one for the front, one for the back, with timers on it and a little sprinkler, which was sweet. They did everything right and I had a great experience, overall. Everybody should have the same experience I did if they’re gonna buy a home.

We were trying to get a home in a different area, but we went with LGI Homes because it fits better within our budget, and it was a better deal for the area. My wife tried to set up appointments with the people in Wake Forest, but they would not let her because I was not there. They wanted the husband to be there and she didn't like that at all. So, she called and set one up in Fuquay-Varina, and they said, "Sure, come on down and look at the houses that we have." She looked at it, then she came back and took me back in to see the houses. The quality of the build was all right. The framing, the plumbing and electric are all right. We just had to ask them to fix some of the framing. However, the grating was terrible. They were able to fix the framing but not the grating so I'm just somewhat satisfied with them. But so far, it's a nice community.

My first experience with LGI Homes wasn't really good. This first location sounded like they were trying to do predatory lending towards me. The rep was like a used car salesman pressuring me. The person wanted me to send them money but didn't want me to verify it. That made me suspicious and nervous. I pulled out of the deal. They didn’t care where I got the money from at all. Also, one of the salesmen at this location where I had a bad experience with had a misleading ad about renting homes. I wasn’t exactly ready to buy a home. When I got to the location, I noticed it was homes for sale.
Mike was the rep in this Dallas location. He did everything he could to try to pressure me in getting a home with them. I took that as a threat even though he said it was not and that I would get my deposit back if I left. I should stay stuck with him and do a bad deal like that. I went to a different location and I had a better experience. The rep there was great. Her name was Arlene. Her boss was great too and very informed.
I explained things to them and they went out their way to make sure I was gonna have a better experience. They let us decide when we were ready. They also apologized and did all the things. They made sure all the money I was giving them for the downpayment wasn’t gonna disappear. I did my research on people saying the company was not a real company and that their deposit wasn't there. And nobody knew where their money went. Arlene and her boss reassured me on all that stuff.
Also, LGI could do a bit more on their end regarding the quality of their build. I know everybody needs to make a profit, but I think they tried to skim a little bit. In the six months I dealt with them, from when I first had the bad experience, they didn’t have garage door openers in the homes. But by the time I closed, the openers were offered in all their homes. It was something they should’ve done at the beginning. I may think something is a necessity but they don’t think so. An example is something as basic as a peephole in the front door which they don’t have or offer.
Timothy, thank you for providing us valuable feedback. We are sorry to hear that you felt pressured while speaking to our New Home Consultant. We always make it a priority to provide our customers with detailed information to make the best decision for themselves, and family. Also, we hope you received clarity about the ad, as we only promote the dream of homeownership. Again, thank you for your feedback and we wish you all the best!

We wanted to move during the summertime before the kids went back to school and LGI Homes was the one who was gonna have us. But had we known what we know now, we wouldn’t have gone through them. The closing date changed six times. We went from a closing date of July 29th to finally close on August 30th. We were renting, so we had to be out of that residence on August 31st. LGI was upset with us because we were upset with them because of our current situation, and they lacked compassion. I did my part and everything they asked for, they didn’t have to ask for it twice. If they asked for it that day, they either had it that day or the next business day.
You can’t control the uncontrollable like the hole. They were saying it was the city as far as the water coming out. I get that but at the same time, I didn't buy a house from the City of Charlotte. When we approached the manager, he said he would give us our money back if we don’t close on August 30. But it’s not about the money. We don’t want our money back. If they would change this closing date again, we were gonna be homeless. We were happy when it was time to close because we got things to do now. Everything was rushed because we gotta be under this house the next day, but we couldn't really do anything because we were waiting on the close. The process that we went through getting approved was smooth but they are in the home buying business. These are people’s lives and their livelihood, and LGI’s people has to be more sensitive about it.
The guy that sold us the house did what he could do but the lack of information prolonged the situation. I understand it was something that he just couldn't tell us because that was work-related and we were just the customers. But we were getting ready to make a life decision and the biggest decision we’ve ever made in life. So, I just wanted them to be completely transparent and honest with me. He didn't wanna lose the sale and didn't care about us. When the closing first changed, they didn't tell us. We found out when he sent the email because we needed to e-sign some documents, and on the document, it said August 15 was the closing date. So, when we called to ask him about it, he said it got pushed back. Then, we were gonna close between the week of 21st and the 27th. They got my kids involved since the kids were ready to go back to school.
The quality of the build could’ve been a little better. For example, we noticed that there was a hole. It wasn’t fixed up and to blend in, it was just painted over. Also, the rep said that he fixed the smoke detector that they put in but now, it’ll go off and say there's a fire when there is no fire. The builders messed some type of wire up, so as soon as the technician opened it up, all the wires broke off. I had to put in the garage my internet and my alarm system box and he had to rewire that. So, now, I have this hole in my outlet in the kitchen. Nevertheless, the community is nice and beautiful, and it kinda makes you think like you’re in the country. Everybody is new on that side of the street. I’ve been in my home for two weeks and so far, everything has been good. My neighbors are nice and the community looks good. I can tell they take care of that community.

His people skills and ability to connect with people impressed me. I had gone to another builder first but I didn’t like them at all. Their salesperson was terrible. So, he was like a big difference. When I had questions, they either gave me the answer or gave me the number to somebody that could give me the answer.
However, the door frames kinda threw me off. And the garage door doesn’t close as easily as I’d expected to for a brand-new door. And there's the weather stripping here on the door. I could see daylight through it. And I told Thomas about that, and he told me, “Just fill out a warranty thing or whatever online.” The quality of the build is not as good as I expected, but it’s good. The quality of the build is pretty good. There are a few things that could've been done better, but nothing that would keep me from purchasing it. Some of the trim work was a little shoddy. One of the worst experiences I've ever had was with talking to LGI and dealing with this whole process. Their sales people didn't know what they were saying. We were told that we could park on the road the first day that we stayed there. But we had a $280 tow bill because our vehicle was towed and no one told us that we weren't allowed to park on the road. Also, they gave us a bunch of paperwork to sign. We signed the paperwork saying that we got the HOA letter, but we never got the HOA thing, which states that you can't park on the road. And then the house is not built good. There's so many little defects and it's not good at all. It is the ** home I've ever seen.

Dealing with local police trying to ticket residence in the neighborhood because the builders dont meet the local standards. Had issues with the local postal office not wanting to deliver mail due to mailboxes not being set up to local standards. Issues keep arising and as a resident we are left to figure out the problem LGI has left us, because the company just wants to throws house together real quick, sell them and be done with you. My advice is to talk to the local residents about the issues you will be taking on buying at a LGI Home location.

We put in an offer on a previously built, occupied home within Sherman Hills of LGI and it was rejected, and they did not lower their price. So, as we were driving around the development that we were looking at, we were seeing signs saying, "$1,000 down" and so we went in there and talk to them to see what it was all about. When we sat down with one of the sales representatives for LGI and they walked us through the process of everything, we decided to go more on the newbuilt route than buying a previously occupied home due to the fact that it was basically the exact same thing, but everything was gonna be brand stinking new, not lived in, whereas the previous house where we put an offer in, we were gonna have to replace the carpets and the normal wear and tear things. Also, it was more financially beneficial for us to deal with a newbuilt home.
When we went to LGI, we started working with a gentleman whose name is Sammy and we have nothing but great things to say about him. He didn't try to just sell us a home. He talked to us about the company itself, how not only did they have high standard, but one of their mission statements was based on integrity. And when there was a conversation about a Realtor that we were working with who misrepresented themselves, we were talking about how he was gonna wind up getting a commission off of this when he didn't do anything, Sammy said, "He still worked with you. We're not gonna take her off. That's part of our integrity and our professionalism." And just because he followed through with what the core values were made us wanna work with LGI.
Our home consultant, Nick, was wonderful. He worked his tail off for us. He basically said, "It's not if you're gonna move in, it's when you're gonna move in." And so, it being my husband and I's first home, we had a lot of, "Oh, my gosh. Are we doing the right thing?" type of insecurity just because we were scared of this being a new venture in our lives, and Nick was able to basically talk me off the ledge on everything. He assured me that everything would be all right.
I loved the communication. We would text and call each other. There was also constant information about the process that not only that our loan was in, but what the stage of the house was in. I really appreciated that and it made me respect the company as a whole more just because I didn't have to chase them. They were contacting me letting me know that even though they talked to me yesterday, this is what's happening today. Even if there was nothing to tell me, they would say that they're still working on it and I respected that as an organization.
The quality of the build was amazing. My parents build a home 25-plus years ago and there were issues where my mom actually had to take over like a construction manager. She was out at the property every single day, if something was wrong, forcing them to fix it, and I didn't have to do that. They knew their job. Even after we moved in and there were a few things that happened, I made one phone call and they said they would have someone out the following day. And when they sent someone out to correct the issue, it was with high professionalism, accuracy of job, detail and quick response. They are definitely a 5-plus in my book. It was very informative, inviting, reassuring experience. All around I was well cared for.
Tabatha, thank you for trusting our team to help you achieve the dream of homeownership. We couldn’t agree with you more about the benefits of new construction. Congratulations and enjoy your stunning NEW LGI home!

My father heard about them from his friend, and then we went and try to look at it. Then we called, the home consultant came right away when we noticed some little problems, which was really nice. He took the time and always made sure that my parents understood. He was just very thorough with everything, which I really appreciated because I wasn't able to attend the walk-through. So that made me really happy. My mom and dad were both telling me how nice he was, which was really great. My father likes the place, the length, and the land is so smooth. Around here is very good, too. I love the interior because it's very uniform, especially upstairs. It's the way that my family and I like -- a straight hallway with bedrooms left and right, which is really nice. It's not too zigzag. So, we're really satisfied. LGI Homes is amazing.

The neighborhood was in the right place for us, and we looked at LGI Homes before, so we knew the quality. When we walked in with them, it worked out really, really nice. It was real smooth and we never were in the dark. Every question was answered and we were confident. We dealt with Stan and he was great. I've recommended two people at work to go talk to him.
The walkthrough that we did kinda took a long time, and it was a hot day. But everything else was dynamite. Even Beth at the front desk was incredible. Her personality sold us on the integrity for the LGI. She was at the other neighborhood too, and then she happened to transfer on this one. When we walked in and saw her, we thought this was great and we could get one.
The quality of the house is great. We haven't seen any issues or problems. The community is great as well. The water park area is incredible. My grandkids love it. It's a lot bigger than most, so there's more space to run and burn off energy. The other neighborhoods we've lived in have had a pool and like a water park. But this one just has a double water park. It's really nice. With our new home, I am a lot more peaceful and I don't worry about what needs to be fixed anymore because nothing needs to be fixed. And the neighborhood's really safe. That's what I like too. My daughter and her family are living with me, and they all love it too. Everybody loves it. It's great. It's been a very satisfying experience.

I bought a house from LGI HOMES IN November 2018. I was pleased with overall performance of Company. I’m experienced in the field of home remodeling and Construction. The house was built quite well as to my opinion. Better than most others. They go to extra effort to do quality work on most everything. My only complaint are their concrete contractors. They used inferior quality concrete and is cracking in entire driveway. I spoke with the LGI Homes and they sent their inspector. He is stalling on repairing the driveway. My one year warranty is expiring in two months. There are multiple driveways having to be replaced. Too many to count. I feel he is stalling until the warranty is up and then will use that as his excuse not to be liable.

I went with LGI Homes because I liked the house. I liked the models and it was a cute neighborhood. It was also close to work. I worked with my realtor during the process and in the beginning, it was a little hard communication-wise. But once we got that settled, it was smooth sailing. We got everything done. There were hiccups in trying to get the closing date, but they ended up getting that settled. I had to have them come back and fix a lot of things after we moved in but they fixed everything that I asked them to fix though I still have yellow bags on the smoke detectors that was never taken down that I can't reach myself. The builder, Mitch, was really good about following up with me. As soon as I put in a warranty claim, he was on top of it and got it taken care of.
I liked the build and the builder I was working with. I liked the people at LGI, the sales rep and the lender they had there. The only thing I did not like is in the homes, LGI has the blinds done in the front and if the buyer wanted to change the blinds, there's a referral on who to go to who did the blinds the first time. I had to take off work for the tech to come out there and change our blinds but the guy never showed up and never called. LGI used SFI Blinds and when I called them, I called 20 times just to get through to someone. I left voicemails. They finally called back the next day and the manager was absolutely rude. Never did he offer anything as far as customer service to remedy the situation. I would never recommend them. And in fact, I have even put on LGI how terrible SFI Blinds was. As a homeowner, I had higher expectations since LGI used them when they built the house. That was a circus but everything else was fine.

We had a good experience with LGI. I like the homes that they were providing at the price point. Rocky, the home consultant I dealt with, was very nice. She was knowledgeable about the area, too. They always answered the phone, answered every question, so they did really good. We like the size of the house. It’s spacious. We also like the amount of property that came with the home, as well as the location -- it's well-manicured. However, they should give us more options on picking the paint and possibly upgrading some things, like if we wanted to change the appliances up to stainless steel or rugs to tile in the bedrooms. If we could have that option, we wouldn’t have to rip up new stuff. Still, we love it and we’re very happy. We would recommend them

Home consultant Zack did awesome -- I stay in touch with him as well. The process was pretty simple and it was good. His flexibility was impressive. Every time I text him or call him, he would always answer right away. However, I was informed the cable connectivity was good to go. And I was going to move within a month and they haven't installed it. He actually wired the fiber optic to the house. And when I tried to reach out to the providers, they said that they were waiting on the builder. Apparently, the builder was the one that was supposed to handle that before we moved in. But, other than that, everything is good

The build of the home is very nice, but the quality of the home is poorly done. From the first month of me moving in I have had problems with the necessities of this home. The #1 issue was my windows in the master bathroom were leaking horribly. Next the issue was the shower in the same room squeaked every-time I took my shower, they fixed that problem. But then my daughter upstairs bathroom toilet would flush coming up out the top instead of going down. Filed a complaint and work order that’s taking over two weeks now to even get looked at. Last but not least as of yesterday my switch to the main light in my master bedroom is tripping the breaker anytime I go to turn it on, then come to find out my ceiling is leaking water to the light fixture by my tub and more water is dripping from the upstairs bathroom.
I tell you I’m feeling like this was the worst investment in a home I have ever made. I own three homes already but never had any issues like this in the experience of buying a home. So please get an appraisal done before you sign any papers dealing with LGI homes. Their houses go up so fast from me just watching after only being in my home for 5 months now. Before I contacted my Realtor, I already had my loan. But Daniel was great. He was really helpful and everything was answered right away. Even if he didn’t have the answer, he would always check with his manager. Everything went good. I like knowing that I got a new home and nobody lived there, so there's security that it's a new build. But I’m still waiting for them to replace the shower thing because it was broken when we got into the house. But overall, the quality of the build is good. It's hard to find a home that's affordable in the area that I live in and that's what steered me towards LGI Homes. I also had a couple of friends who told me to check it out so that's what I ended up doing. My rep was Raquel and she was a perfect fit for me. She didn't rush me on things. I stayed on top of most of everything but she was amazing. She would direct me to the correct person for any questions that she couldn't answer directly and the questions would be answered within 10 to 15 minutes. She is very proficient at her job and seemed like she gets along well with all the people she was around. I recommended her to several of my friends, one of which has already gone in and had the same experience with her that I did.
Also, the quality of LGI Homes is. I had a problem with some concrete stuff but they ended up fixing that the next day. I understand too that these are mobile homes and not custom homes with the most expensive stuff. But they're good for first-time homebuyers. It's not the best stuff, but for the area I'm in and the price I pay and for what I get, LGI is a sound investment.
Overall, my experience with LGI was not stressful. It was quick from the time I bought the house to the time I closed. It was done within six months and that's with rain delays and contractors not being able to do certain things because of the rain. One thing that really impressed me was the efficiency of the contractors they hired to get out there and do the work. So I was very thrilled whenever Raquel said that I would be moving in within two or three months, which is perfect for someone who's stuck in an apartment complex.
Tanner, it’s always exciting to hear when our valued homeowners recommend LGI Homes to friends and family. My husband an I were looking at rental properties and possibly rent to own. We needed to sell our house but weren’t really ready to move. Hi While searching on the internet we found LGI and decided to visit. Upon arrive we were greeted and seated right away. Pearce began telling us about the community and programs. As we started talking I told him we were visiting because we saw rent to own on the website. I told him my credit wasn’t where it needed to be so we were looking at other options. He continued to tell us about the features and process. When I asked if we could view the homes he said we had to pre-qualify. By this point an hour has gone by. No answers on rent to own and we are not able to see the house. So I asked if we would be able to view homes after we filled out the paperwork. I was told no again.
We had to leave and told them we would be back. I emailed over my prequalification work hoping to bypass sitting in the office more. Pearce did not follow up with me the next day. I had to contact him. When we did talk I was told we didn’t qualify. Then I asked about a rent to own option and he said we never brought it up. That was untrue because that was our whole reason for going. So now I have a hard pull on my credit for no reason. Not to mention that while I was discussing this with him on the phone, he cut the conversation short because he has another call to take. So I guess when you don’t qualify all the customer service goes out the window.
I don’t feel like our sales rep listened to what we were asking for and just wanted to pull our credit for a sale. Hard pulls on credit pull credit down even further. If I would have know there was no rent to own, I would have never filled out the pre-qualification worksheet and wasted both of our times. I have also taken a screenshot of the page I was referring to. It list the property we visited. I believe someone from corporate needs to take this page down. It’s very misleading. It makes it sound like an option.
April, Thank you for informing us about your recent experience with LGI Homes. It’s always a priority to educate potential homeowners about our process, and actively respond to any questions or concerns. Furthermore, we appreciate you sharing the image with us. When we moved in, there was a couple of little knickknacks. The LGI Homes rep said they would have to get it done before the closing date. Some of the stuff didn’t get done but I reached out to the rep and he took care of everything afterwards. Purchasing the house was an easy process. The loan officers didn’t ask us for too much things. We had been trying to get a house a year or two before we got in touch with LGI and the other people were asking for a bunch of stuff like on our credit. But the process with LGI was a lot smoother. We got right in, so we were thankful for that.
The quality of build is good. The only one thing I didn’t like was the fence. The fence should take three rails, but this one only had two. The board in the bottom doesn’t have the three rails keeping them straight. Other than that, I recommend LGI Homes because it’s brand new homes. I got my friend from work to get a house right here too.

I lived right across the highway, so I saw LGI Homes daily. I liked their no down payment deal. I worked with an awesome home consultant. I went to LGI when I first moved to Texas almost three years ago, and I was married, and my ex-husband said it wasn’t really up to par. So, we couldn’t get it at the time. So, when I divorced, I went back over to them and went to the same person. I still had his number, so I texted him. He remembered me and had me come to meet him, and got me in quickly.
The house I was put into was already built, so I didn’t get to choose anything. It’s making me regret moving in to them now. The backyard isn’t done and when I had somebody come to quote the price or give me an estimate as far as having sods laid down, I was quoted about five grand. Not all of the windows have blinds on them, and it gets so extremely hot in the house. It’s ridiculous. My kids’ friends come over and I would hear them complain how hot it is in the house because there’s no circulation whatsoever with our air. It’s hot but my kids can’t even play in the backyard because it’s all dirt and rocks, and I don’t have $5,000 just lying around. It’s gonna cost me five grand to just put grass down.
I didn’t even realize that there weren’t blinds on the windows until after I had signed the papers. I was walking around and I noticed randomly that there weren’t blinds on all of the windows. And then LGI said that they wouldn’t do the backyard. It doesn’t come with the house and it was pretty much up to me. And it was already the day that we were closing. And I had already given my apartment’s notice, and my kids were excited, and I’m like, “Okay. Well, hopefully it’s not that much.” And then I was quoted five grand. That’s a lot.
The build itself was not so bad. It was definitely better than the three-bedroom apartment with seven kids. So, I can’t complain too much as far as that goes. Also, we live right down the street from the park that is in there. So, my older ones are there all the time every night. My younger ones go to the elementary school that we can see from the backyard. So, it’s right around the corner. The only downside is that there’s only one basketball court. So, my kids can’t play on the basketball court because the older kids kick them off when they want to play a game. But that’s the people in the community, and not necessarily LGI’s fault.
Jennifer, Thank you for being a valued customer We are happy to hear that you had a positive experience with your New Home Consultant. We wish you and your family all the best and know you will enjoy customizing the house to your liking as you settle into your new home.

We were doing a lot of searches on the internet in the Dallas area in getting ready to make a move from the Rehoboth area of Delaware to Texas. I went with LGI based off their reputation, and the price and location of the home was also very much involved. The consultant Chris did a very good job. Our daughter lives in the Dallas area, and she and the realtor came up to Shady Oaks and got together with Chris. We were particularly interested in the Sabine model, and they looked at one and found that the lot was noisier than they knew we would appreciate. They found the same home and it was quieter and larger, and our daughter put earnest money down and we proceeded with the purchase. We were very much impressed with the quality of the build. This particular model is a 3:2, with the addition of a flex space of a study. Also, we've found people in the community to be very friendly and welcoming.

My home consultant was excellent with walking me through the house. She stayed on us about getting the house and letting us know the information about it. The whole night, she was there. However, the information that was given to her made us upset with her. She’d tell us one thing and then turn around and tell us another thing that LGI had said. The quality of the home is excellent, though there are a few minor things that I would request, like my garage being lowered a little bit further down to the ground or the flooring of this house not being all the way down on the floor. The community is very quiet and the neighbors aren't nosy, which I like. We also got a pool.

I've had some bad experiences since I've been here. Overall, my LGI home has been good but there were some things that went wrong inside the house. I figured a new build shouldn't have these many problems. I was disappointed in some things like the landscaping. I had a leak in my cupboard, and my hot and cold water wasn't working. The front door got a big crack in it where I can sit and see walking up to the door. I let LGI know about these issues. It was taken care of eventually. When you find something wrong, every person want to have his stuff taken care of right then. But I understand they got a lot going on, but still, I have some problems that haven't been solved yet.
I talked to the head salesman, and some things have been worked out. But the supervisor that comes around was a little slow and he's always got an excuse for why something is. I don't really wanna hear that. I just know if stuff is wrong, it needs to be fixed. The quality of the build looked like a solid construction. But the house had a lot of problems like it was done in a rush. The leak in my cupboard was because of the condensation pipe and they forgot to put an extension on the outside the walls. It was not running down on the sides, it was running down on the wall coming back in my cupboard. And the air conditioning duct upstairs, they just put a block underneath to hold it up. And then the block fell and that thing split in half and came loose from the connection. My attic was cooling and my house wasn't. It's kinda discouraging. I’m moving in a new build and I've got old house problems.

Everything was at our convenience, which was awesome. He wasn’t a salesman. He really tried to help us out. There are some things that we're gonna change in the home though. The cabinets are less desirable and the carpet is not super high-end. That’s the trade-off for going in with non-upgradable homes, but the good thing about LGI Homes was when we walked in there, the house we toured was the exact house we were gonna get. I’ve recommended a friend and he’s already purchased a home there.

We wanted something new. We didn’t want to deal with an older home and all of the issues that it may have. When we came around to LGI Homes some time last year, we were told that we didn’t qualify for it. But we came around this year and we did. In fact, we qualified for a bigger home than the one we were looking at the first time. So it really didn’t make sense to us but we didn’t really care. We just wanted the house.
For the most part, everything was okay with the home consultant. Sometimes, it took a while to get the information I was requesting, like the floor plan of the home and the measurements. Those took about two and a half weeks to get my hands on and the information ended up being just a cellphone screenshot that I was sent. That was kind of a pain but it gave us the basics of what we were looking for. Besides that, the only thing out of everything were some negatives for the consultant for the loan. There was barely any communication up until, “Hey, you need to do this now.” We’d find out at the end of day, at 6:00 or 7:00 PM, and it would need to be done by the next day. That sucked but we got it done. Other than that, everything was fine. It was on time. Actually, they finished it earlier than expected and we were just waiting for the closing date.
So far, we’re satisfied with the quality of the build. The only thing that we don’t like about the home is the front bedroom’s closets. The depth from door to wall is very small then once you step in the closet, we have at least three feet on either side of you that we don’t really need. It’s really weird. You can always put a box in there but we feel that even a smaller one, like a coat-sized closet, would be preferred. It’s the home office for me and there’s just a lot of dead room in there. There were also a couple of things aesthetic-wise, like the arched hallway, that we were told we’d get but didn’t. But it turns out we have a supposedly newer model. We also don’t have a booklet for the paints that we were supposed to get and that’s really the only thing I have a big complaint about. Obviously, there are some tiny corners that they’re gonna miss and that we can’t color match because we don’t have the thing.
Nonetheless, I’d really recommend LGI Homes to people because of how quickly you can do the process and how quickly the houses are being done compared to other builders. Our previous builder went from September to January with zero progress on the home. With this builder, from April to June, it was already 100% complete. Our closing date at the other builder was supposed to be in May and two weeks prior to that, there was still no carpet and the paint still wasn’t done. I’d also let people know about the loan people and to make sure they have all their documents in order. Sometimes, the people take a while to reply because of how big the community is. We’re also just outside so there is no city tax and it has its own schools. The community is okay as well. There’s barely anybody here right now and everyone kinda keeps to themselves.

I was a first-time homebuyer and I prefer to build a home rather than get an old one. I saw the model of the LGI home so I was interested in that and the pricing was reasonable. But I didn't really like the home consultant that much and we have a complaint filed against her. She promised that she would be in communication every week and update us but never did. She never really was there, let us see the house and its making. She never called. We always had to find her and get in contact with her. Now, we're having problems with the backyard and she doesn't want any part of it. She's being rude at the problems that we're having. It's just too much. It's very hard. It's just the lack of communication and the tone of her voice, and being very rude is really unprofessional. So we're having a little dispute about her not being forthcoming and not being very communicative towards us in the whole process.
We're having another problem with the builder. The model is great but I think that they were lax in some of the stuff that they did inside the house. It's our biggest problem. We were having issues in the beginning and they just didn't really care. Now, we're having problems with the backyard, its not being graded properly and them not wanting to do anything. I would not recommend the builder that built any of those homes because of the issues. But the house is great with a few kinks to it. The community and the neighbors are great as well. We're very happy in where we are and who we're next to. There's also a dog park and I have a dog so that's nice. There's no pool, which is a little bit sad, but there's a little kids' park and a hiking trail somewhere.
Hi Melyssa, We are sorry to hear that you experienced communication challenges during your journey to homeownership and apologize for any inconvenience it may have caused. If you have any warranty needs moving forward, please be sure to complete a warranty claim on our online portal. Wishing you all the best in your new LGI home.

Updated on 08/07/2019: LGI replied to my review but they never discuss about lying to me in getting me out from my apartment lease. The only reason why I signed the contract is after the sales agent told me not a problem with getting my out of the lease agreement with my current apartment. Why LGI isn't addressing the question. The sales agent lied to me so I would give them the 1k down and continue with the purchase. They know what to say to get your money. LGI manager and the sales agent that got me to pay the 1k, how can you all sleep at nights knowing that you would say just about anything to get folks to purchase. I want my money refunded asap and care not to have any more contact with LGI.
Original Review: I went to view LGI Homes at Shady Oaks in Dallas TX, the agent seems very nice and professional not knowing he’s about to lie and take my money. Make my long story short as possible. I went to view the homes, desperate to move from my current apartment because the noise level coming from my upstairs neighbor has force me to look for a home. So the sales agent knew l was desperate and also I’m a first time buyer. The sales agent started talking about the company and the homes, everything he said so far sounds great. So I told him I check my credit score and they are good, I also had a copy of my employment check and tax info, so I came a little prepared to buy a home.
So then he started talking about the cost and down payment but I told him I can’t move until my apartment lease is up in November, the sales agent says ‘not a problem we can take care of that’ so I proceeded with the purchase, got approved with no down payment but needed to put down 1K towards closing costs and that’s all I would come out of pocket to pay. So the sales agent drives me to a local Walmart to get a money order because I didn’t have my checkbook. Now you all that knows the business is saying that I didn’t get them to put that verbal agreement in writing about taking care of my lease and relating fees. That’s where I went wrong.
Now they went back on their agreement to take care of my apartment lease and the sales agent had the nerves to tell me that I can set up a payment plan with the apartment manager. Many text messages went back and forth about my lease agreement and each time the sales agent was still trying to get me to continue with the purchase. I never felt so bad about my life at that point and I had to go to my doctor to get something to calm my nerves down. I also sent an email to the manager about my refund and he says unfortunately per the purchase agreement the $1000 is nonrefundable after 14 days and/or on a financially qualified, per lender customer. He was still trying to get me to come back and discuss the situation.
I said to myself these people are something else, after the sales agent lied to me in signing the contract and given them my $1000, why would I trust them? I replied back to him and said that no one told me about the 14 days and it’s not in the contract. People I’m not here to tell you not to buy from LGI Homes, but please do your background check on this builder and any other builder, please get verbal agreement in writing and amend it to the contract. I need good old people to keep me in prayer. Good luck in your home buying.
Deborah, It’s always a priority at LGI Homes to ensure a potential homebuyer is confident and happy with the purchase of their new home. While it is regrettable to see a valued customer such as yourself express that they had a negative experience, the 14-day term is outlined in the purchase agreement that you signed the day you went under contract. We will happy to set up to arrange a meeting with local management to further discuss these terms. We hope you consider us in the future and wish you all the best in your journey to homeownership.

Everything was good with LGI Homes. I had the house for 140,000 with them. If you look at the cost of the AC, the neighborhood and all that, it was worth getting a new house. They had a 10-year warranty too. I was kinda scared with the price, but it's a really professional team starting from Tabitha. They're all good people. They were able to educate me and got a clear insight. When I went home, I thought about it and I went ahead with getting a new house.
I had a few things but they were rectified. The rep briefed me that whenever I'm getting kind of little cracks, those are expected and they'll get those done within a year. The only thing which was minor was the garage door's handle got off when I was opening it the first day. I told them but they haven't fixed it yet. I think I'll just have to write a work order and have it fixed. Another thing is I didn't have the the tornado shelter. Those are the things which I realized that I want 'cause I was kinda doing a comparison with Taber houses. It's almost the same price range but they have the tornado shelter and the thing for the garage opener. But the new LGI community that I live in is one of the best experiences I've got. It's like a family-oriented community and from the first few days, I felt like I belong to it. I haven't talked to them, but that's the kind of feeling I feel. When I'm driving, they are waving at me. I had those cards welcoming me to the community.

I like LGI Homes' price. Previously, I dealt with them when they were doing a previous build over at Deerbrook Estates. I came back to them when I was ready to buy. Their rep, David, let me know everything I needed to do as far as getting approved for the home loan. He called and kept me updated as far as the process and how the paperwork was going. He treated us like a person 'cause he laughed and jumped with us. When it came down to business, he was serious and let us know everything was going on. But he really personalized our experience so that just made it easier for us.
However, I noticed that if my backdoor is toward the side of the house, there is no lighting in the backyard area. LGI's design also has a drain for the air conditioner right over the back door. So, the AC dries right in front of the back door and when I come out, I get wet. Still, I like the quality of the build and everything else is just fine. Moreover, everybody in the office is extremely nice and helpful. Even when David isn’t there, I can go to anybody in the office and ask them a question.

I was driving by this new-home construction out here every day, and I thought I’d just look into it. And come to find out, it was a perfect fit. I talked to the fine folks of LGI Homes. When we first sat down with them, Rachel was terrific. She gave us space right off the bat that we could get in here. So she took what information she could and she said, “Well, this is a start. We'd start working with it.” And then Marla got involved with the loan company. And between the two and us, they did so much for us. They were a group of people helping us out. It was a dream come true. It was a roller coaster every once-in-a-while, but it was a good ride.
The process went faster than what we thought. Sometimes we thought it was going awfully slow, but it went faster than what we thought. We had to do a couple of things that were a little tedious. But we got it done, and they showed us in the right direction and we’re here. The quality of the build of our home is outstanding. So far, we’ve only been here about three weeks now. It’s nice and quiet. It’s a beautiful neighborhood. This community is beautiful. If the LGI group and everybody there at the office works with their future people like they did with us, they’ll fill this place up in no time.

I am a former LGI Homes customer. My first house in Houston, Texas was with LGI. And so, when I moved here to Nashville, I noticed that they were building over here too, so I decided to go back with them. The person I worked with was amazing. His name is Andrew and he was very friendly, very patient, and he was always keeping me informed of the process. And he helped me stay calm because there was a lot of things going on with me at that time when I was buying the house. He was very respectful and very professional. So, I had a blast with him. The overall quality of the build of my home is good. I haven't had any issues so far. And I love the new home community. It’s very quiet. And I love the area in general.

We first heard about LGI while driving through and looking at new construction developments. When we walked into their sales office, they were very nice and sat down with us to go over their 6 step process. After looking at some of the houses, we picked the model that we liked which they told us was entering their second phase that would come with some substantial upgrades. We signed the purchase agreement and put down our earnest money. Two months went by with no progress and barely any communication from LGI regarding updates. We drove by our lot several times in hopes that building had started. They had told us a closing date of 7/31/19 (which we knew there was no guarantee and delays can happen with weather). After e-mailing and calling with no responses, we had our realtor notify LGI termination of agreement.
We were contacted by Burnley (turns out our original point of contact had left the company), who had us come down and sign the cancellation paperwork. We signed this paperwork in one of the models we were originally going to move in to. He had offered some alternatives and was willing to upgrade one of the already completed homes to the next complete home package. While we appreciated what he was trying to do to make things right, but we just didn't feel comfortable moving forward. Burnley could not have been more accommodating and understanding of our concerns and did not hound us to reconsider. We just wish there was this type of communication beyond the initial sales meeting.
Joshua, We understand your frustrations with the lack of communication. What you experienced wasn’t typical, nor a way we conduct business at LGI Homes. We pride ourselves on exceptional customer service, just as you experienced with Burnley; we will do our best to always accommodate the customer. If you are still in the market for a new home, we hope you reconsider working with us in the future.

I found out about LGI while searching Craigslist for rental properties. What caught my attention was the ads they posted stating that they work with ALL types of credit good or bad. When I talked to the sales rep on the phone I explained to him that I had just been discharged from a chapter 7 earlier this year. He assured me that shouldn't stop me from being approved because they work with different independent mortgage companies that works with all types of credit. I scheduled an appointment and my application was denied because of my chapter 7.
Now I'm not upset about that because most banks do make you wait 1-2 years after a bankruptcy before they can approve you. What bothered me the most was one he kept reassuring me that I shouldn't be worried about my credit because they will help me and have different options for first time home buyers which clearly was not the case. Second, the fact that He discussed my personal business out in the open with other applicants an arm distance away was a little unprofessional. Lastly he did not give me any other options or suggestions such as seeing if I could get a co-signer to help improve my chances of getting approved. That would have been a great option considering that both of my parents have excellent credit and would have been willing to help me if needed.
They were nice however they didn't seem very knowledgeable about home buying and the process it entails overall. I almost felt like I was applying for government assistance, it was very awkward. My advice to this company is to please stop advertising that you can work with all types of credit good or bad if you cannot. My score was good and it's so unfortunate that I was not given any options or recommendations. I simply was told that I Was denied and was showed to the exit door. WOW! Not a good look!
Tarrie, thank you for sharing your personal experience with us. We appreciate your feedback and are sorry we were unable to obtain an approval at this time. We hope you will consider LGI Homes again in the future as you continue on your path to homeownership.

I wanted to have a home that’s mine so I could stop renting. My husband was looking for websites, and when he started looking for homes, LGI was the one that came up. Everything was okay with the home consultants who helped us. It was very easy to get a hold of David. I liked everything including the procedure and me going in the house. It’s been good. And as far as our new home, everything is fine the way it is and there’s nothing that I would change.
