    I was very happy with the selling process. LGI Homes made the process very easy and seamless for a first-time homebuyer. I appreciated the fact that they covered closing cost, since I was viewing the property more as a short term living situation and investment. I was kept up to date with the whole construction process, and I am happy with the home, including the floor plan, the design and the space. Everything is built to spec, and the included furnishings were up to my liking.

    I got some upgraded appliances because of what was available at the time, but I didn't ask for any upgrades. I was happy with what they were presenting. Crossing the finish line though, I was disappointed with the whole walkthrough, closing, and final product. The project was rushed and there were a lot of quality control issues with cosmetic things. However, I had an extensive meeting with Eric, one of the construction supervisors, this morning, and he seemed very receptive of my concerns.

    I talked to Parker over the phone and set up an appointment. My wife and I came to the appointment. He walked us through the whole buying process before anything happened. He was ready to answer questions. We did a quick credit check and then went and walked through the homes that were going to be most fitting for our family. LGI did a lot of cost savings on the build, and those were things that most people wanted to update or replace. One coat of cover paint is obviously an inexpensive option, but most people that come in and buy a home do repainting anyways. So far, I've met three of my neighbors, and I've joined the Facebook group, and they all seem to be really cool. Overall I love my home. I actually work from home so I have my own home office now. Why go into the office when I have a perfectly good one?

    We have a few issues that need to be fixed and the overall expectation with LGI Homes was not as expected. The carpeting of the floor was of poor quality and it was not done properly. In the restroom, the corners do not stick together. The bricks outside the house are dirty. We looked at some other houses of the same brick and they do not have that. Our house has some cement outside and it looks messy. Also, our backyard is not leveled, which is a problem because we might have guests coming over and they have kids. So, it's not safe to walk over there.

    In addition to that, the locks do not work properly. Another thing is, since we moved in, all the restrooms are blocked even though we do not use them. The water overflowed and it came all over the clothes in the master bedroom and it was all wet. It got into the closet and we had to change that. They took 15 days so there was no carpet in our closet for about 10 days. But our construction manager was nice enough to take care of the whole thing and he has promised to take care of the other things that still need to be fixed.

    We wanted to see some new builds and our Realtor brought us over to LGI. We liked the location in between Dallas and Fort Worth. LGI sat us down and gave us information about the community. We toured all the homes that were available. We walked through the prices and what each one would look like. It was a pretty good conversation. Our rep was very communicative. He messaged us when he said he was going to and if we had any questions or any updates, he would reply in good time. Any issues that we had, LGI took care of them or they set up to take care of them. We're still within the 14-day after-closing. I had some cabinet guys come in here earlier today and fix up some of the issues we had. I'm satisfied with their work. So far, so good and we have no major complaint.

    The rep, Kim, let me know everything that was going to be in the amenities, and the community is great. However, one thing that surprised me that I did not have is a doorbell. LGI Homes doesn't do doorbells. There are no windows in the bathroom too, but it's just this area of Florida. A lot of the homes don't have windows in the bathroom, so mold definitely will happen. LGI Homes needs to start incorporating windows in bathrooms. That would be a fantastic idea.

    We called LGI Homes, set up an appointment with the house, put down earnest money and waited for our close date and financing. It took a month, which was quick, and the house is all right, but LGI Homes skimped out on a lot of things. I understand everything’s more expensive now, but there are a lot of things that I wish were better. The one thing that really upsets me is the fact we don't have a lawn yet, and it has been almost a month since we moved in. They said it would be in before we moved in, then "It'll be there in a week," and then they said, "It'll be two more weeks."

    Cut contract a month early, barely communicating, trying to upsell a house 39k above appraisals, several months of demanding more downpayment got to the point of 30% down, preferred lender is the worse. Do not and I repeat do not try the preferred lender. Good luck with everything but will never get into business with this company again. Please run while you can. Still waiting on our down payment. Horrible (period).

    We had been throwing bids at 30 other homes and the market was crazy so we ended up going with new construction. We went to LGI and picked the model that suited our needs. We just closed on the 17th and moved in on the 30th. There’s a couple of little things like some weather stripping that wasn't installed and a little bit of paint here, but nothing glaringly wrong. There's a warranty and everything will get taken care of. All the appliances are great. The materials used are outstanding. If you don’t want to bid on a home and don't want to go through the whole battle, just give LGI a shout and see what they got.

    Their products are cookie cutter homes but a good value. But the customer service is terrible. Not sure it's just the person I got, but it seemed like he was the customer. They built my house with no air vent in one room and when I opened claim, they never called me back until 4pm the next day and he got mad at me for saying that they dropped ball on it! I mean who considers building and delivering a house without no air vent in a bedroom and then can't admit that they made a mistake!

    LGI had homes that were going to close fairly quickly and they were beautiful. They offered granite countertops instead of the crappy Formica so it was a good bargain for the money. It was a nice home for the cost and we didn't have to wait for a year to get it built. The house looked very small from the outside but when we walked in the door, it took our breath away. It looked great. We’re retired and have no children but we got a five-bedroom house. It was amazing. I like the open floor plan and that is wonderful as well as the master bedroom suite. There are three bathrooms, so I can have guests and everybody can be comfortable. I like the neighborhood. We came from Miami with a busy street behind us. We also have a canal behind us here. Everybody tried to be very helpful to us. The closing was a little bit delayed, further than we had expected, but everybody did a good job and got it closed for as quickly as they could. So, I have no complaints.

    We had been to other places and we needed a new home to be built a little faster, and LGI provided that. Our consultant was Steven and we enjoyed it. He kept in contact with us every week and he tried his best to answer our questions and at least direct us towards people who could answer our questions. Our home's what we expected because we had done our homework on this before. We were looking for something a little smaller, simple, but still new. When we moved in, we said, "Well, that room could have been bigger, there could have been more room here," and this and that. But overall, my wife likes the final product.

    The only negatives that we had were we found certain areas that in the cement in the building and other things that they did quickly and we thought it should have taken more time. The appliances took also time to get here. But, of course, part of the contract was the putting in of the appliances. Then when we had the walkthrough, it rained quite a bit and we were splashing around in the grass up to our ankles in water and trying to ask questions. That wasn't super pleasant. The gentleman was trying to go very quickly and explain all things and left a lot of questions unanswered. Then the people who put out the grass squares in the backyard and in the front didn't do an incredible job. We're still having problems cutting it. But we liked the walkthrough before moving in and getting the keys.

    We were referred to LGI Homes by my husband's co-worker. My husband fell in love with a particular floor model. We were in a crunch because we were in a high rent lease that was about to expire and we did not want go month to month. The home we chose would be completed 2 weeks before we would have to move out. It seemed like it was meant to be so we moved forward with no representation of our own. We used the sales person from LGI, she was very sales driven, not really very friendly either and lacked professionalism. She referred to the community as "the hood" which is not a good sales pitch at all!

    Our in-laws gifted us some money when they learned we were in the process of purchasing the home. We came up with money of our own for the down payment, but we then decided to use what they gifted us to purchase points to lower our interest rate. We were told a signed gift letter from our in-laws would be sufficient for the underwriters, but they started to request months of banking info. from my in-laws and if we didn't provide it they threatened not to give us the loan. The mortgage officer was extremely rude to my father in-law. When I questioned the LGI salesperson and mortgage officer, the sales person was and told her that other people we know never had to provide that much info. for a gift. She was very rude to me and stated "well maybe they never needed help to purchase a home".

    If we were not so far into the process I would have backed out! Their warranties are a joke! 6mos. post move in, the concrete in our driveway cracked. There was a transition strip that was never placed on our floor leading to one of the bathrooms. There are some gaps on the flooring in the our kitchen. The doors in some of the rooms never latched properly, we have had plumbing issues, one of our toilets had a leak and ruined the bathroom counter sink at the base. Some of the caulking on the bathroom sink was never placed. The window in our front bedroom has a crack in the frame. There is erosion in our backyard that is getting worse.

    We figured these issues would be addressed and fixed by the builder. We understood that a representative of the builder was to come at the 11mos mark to walk through the home and fix any issues, but we then received an email stating the 1 yr inspections were postponed due to COVID. We are paying $500 a yr in HOA dues that is supposed to cover a kids' splash park in our community. It was supposed to be completed this summer and they have only built the bathroom and just buried some of the piping for the park. It does not look like it is being close to complete any time soon.

    We paid $380 and hired an inspector and got a detailed report to submit on the builder's website as instructed. That submission goes to their "legal team" to review. It took close to 2 weeks to get a response. Finally we received an email from our community site's construction manager, only to be told that none of things in our claim are covered by the various warranties we signed.

    Our floor plan is very nice and the the home is very nice for the price, but had I known we were being bamboozled I would not have purchased from this builder. They need to do better and stand by their work. Overall I am disappointed in their lack of communication, lack of professionalism, follow-thru and most of all the false expectations they portrayed. I should have gotten representation, I thought we didn't need it, since it was new home.

    There was more square footage per dollar in the build I chose compared to what was in the area. The purchase experience went pretty smoothly. Our representative kept us up to date week by week and that was really nice. There were issues with the house on the day that I purchased it. The walls were patched up improperly. They were not sanded down or painted properly. There was a dent in the fridge. There were some areas that weren't filled in so there were a few holes here and there. There were also some problems in the attic. The wood is not properly secured. We had an inspector come in before purchasing the home who pointed that out. These issues are minor things that should be dealt with, hopefully, within the next few weeks.

    The independent inspector that we worked with made sure that he sent over that information shortly after we closed. I spoke to the contact person at LGI that we had been working with and he recommended that I place a work order in, which was what I did over a week ago. When considering an LGI purchase, ensure that the structure and the foundation are properly put together. Over time, there might be some issues that may arise. Look into what materials are being used and make sure that things are properly done.

    We went and looked at a couple of already built homes and put in a bid on one of them. Then I got a call from my realtor saying that she had spoken with the gentleman at LGI, Greg, and that he had a home for us to come look at. We originally looked at the Bahia and ended up going with the Cocoa. However, we're not happy with LGI and the way things have gone. We did have to kind of rush into the house but we've been here almost a month and we're still waiting on things to get put in the house. This was before we even signed paperwork. This was while we were checking into the house. Up until they got the doors and the windows on, we could come in and view what was going on with the house. We came in and a week solid, there had been nothing done to the house. But all the houses around our house were being worked on.

    We don't have a shower door on the master bathroom, which is just a shower. There's no bathtub. So, there's only a 3-inch lip on the bottom to keep the water in. Every time my husband or I take a shower, water is spraying out all over the floor. There's no mirror in the hallway bathroom for guests, and that was supposed to be added. There were supposed to be blinds in all the windows. We ended up having to buy the blinds because people could see right in our windows. I called Greg two weeks ago, left him a voicemail, sent him a text message, but I still haven't heard anything back from him. I finally got in touch with somebody yesterday that put a call into the maintenance manager and said to get stuff done. But we're not very happy with the service that we were provided by the two people with LGI that we dealt with - Jimmy, the maintenance manager, and Greg.

    I'm still iffy about the quality as well. There are a lot of dings in the wall. There's paint missing. There are issues that have been sitting here for three weeks that when we did the walkthrough, Jimmy pointed out all the stuff he saw, I pointed out the stuff that I saw, but we're still waiting on it to get fixed. The lots in the community are also quite small. Your next-door neighbor is almost arm's length away. But it seems to be a pretty quiet community. It's really clean.

    We went into the sales office and LGI Homes showed me the price sheet and the model that I would get. There were no choices. It was, "This is what you get for this price." There are no upgrades or changes so that seemed pretty straightforward and I went with it. It's cheaper than the rent I was paying in Raleigh. At first, the process was more salesy, and they want to woo you. But I purchased in February and didn't get to move in until July. Once every six weeks, I would get an update about the house. If I had questions, I reached out then within a day or two, the rep would respond. He seemed to have known the product, but when I had asked a couple of questions like, "Can I not have this pad board outside of the house? I want to get landscaping done, and I'll have to pay to remove it." He said yes, it won't be a problem but it turned out to be a problem.

    So far, I'm pretty happy with the quality. I had a couple of things that had to be taken care of. A door guy's coming on Friday. There's a little bit of touch up paint but I've only been in there five weeks, so I haven't had any settling cracks yet. We have mailbox houses instead of having mailboxes at our house, which is a little odd. I had the drive to get my mail every day.

    I don't have a great backyard. If it's raining, I can't go sit out back. I have to sit under my front covered porch and I hate sitting out front. I like to sit out in the back in peace and quiet. I really want to enjoy my backyard, but right now I can't 'cause they don't sod the backyard and it's not graded. They did a seed and a hay and if you look at it right now, it looks like all clay with little couple pieces of grass trying to pop up. But I can't even set a chair out there because as soon as you walk out, it starts to go down to where they have a dredge then it goes back up a berm. I can't even set a patio table out there. I have to build a deck, but the cost wood is super expensive right now.

Also, we bought a time home and we didn't have any preferences to appliances or anything in the house.     The rep showed me the land and the model home, then I signed for it. The process was good and when I had concerns, they responded in a timely manner. LGI Homes has professional, fast builders, but there were some stuff that were not finished before the home inspection. The AC was not placed in, so they couldn't inspect the AC and I had to pay for a second inspection to be performed.

    LGI pushed us to close too soon, even though a lot of items were not complete by closing time. The refrigerator, paint, and garage openers were not there. There was a tree hanging over my home that was not taken care of. The front yard was filled with junk that was not clean. I had to take off from my work and personally go there. But then I was not getting responses. I had to talk to one of the construction managers and I had to do a lot of follow-ups to get things done. It would help if things get completed and then we push to close.

    I had a wonderful experience with LGI Homes. I liked their commitment to customer service. The home was on a location that we liked, too. I worked with Jordan, the consultant at the Big Lake location. There were some bumps and concerns earlier on, but that comes with any home buying. We're first time homebuyers, and it may not even have been LGI's situation, but the preferred lender was not getting back to us when we wanted. But there's not a whole lot to complain about now that we successfully closed on the house. They treat their customers really well. They kind of maintained the whole American Dream talk at the beginning.

    Our new home is gorgeous. The cosmetic difficulties we reported aren't even that big,. We're very pleased with the timing of everything, the size of the rooms and the architecture. Everything is up to date on code. It’s modern and exactly what the pictures delivered. It’s what we asked for and what we wanted. We're still getting acclimated in the community, but we feel safe. We have a toddler, and there are other younger families that we know we’ll connect with.

    We ran into some speed bumps with LGI Homes, but tomorrow, hopefully, they'll all be removed. I feel like we didn't really get the red carpet roll out like everybody else has been getting around here. We signed the paperwork immediately because we were in a rush to try and make sure that we got the house. We didn't even know that we were in competition with anybody else. There was no marking like, “Hey, this is what the neighborhood is.” I had asked about there being a fence because that's what the description of the house said. It said it had a backyard. After I had caught them in their technicality of a fenced backyard, I felt like the company had been trying to get out of contract with us. Not to mention that this house also went up almost 30 grand within the next three days after signing.

    They eventually got their earnest money in the mail. I overnighted it on a Friday, and they didn't get it until Tuesday morning for some reason. Even though they had the receipt, they were trying to say, “Hey, we didn't get it within the five-day window.” I was like, “It should be five business days. The post office doesn’t work on Sunday and half the day on Saturday. What do you want me to do?”

    I'd tell others that LGI Homes puts these houses up way too quickly. There's no quality control. Even on the model home up front where they have their office based out of, the entryway isn’t even squared. You can see it crooked from the road, and you shouldn’t be able to see that lack of quality workmanship. Also, my doorframes aren't sealed. My doors are not even square fitting within the doorframes. The mosquitoes come in the house. I've been living in terror the last two and a half weeks waiting for them to come and put in a new door because the seal isn't good enough.

    Working with my home consultant wasn't a great experience. I had a Realtor that I was working with. She filled out all the paperwork. She came to the appointment where I initially gave my deposit. They had her fill out the paperwork at this appointment, and then only to later notify us that she wasn't eligible. Then I was forced to work with their salesperson who isn't a representative for me. So, there's no one representing me in this because he's representing LGI. Now, we’re over 14 days past closing, and they told me they would have somebody out to my home to repair what was not done properly such as cabinets being damaged and doors being painted sloppily like nobody cared how the door looked. Those have not been fixed yet.

    The air conditioning was wired backwards, too. My air conditioning was always running trying to compensate to get it to the degree that it was supposed to. So a lot of times, our house was 61 degrees when we wanted it to be 72. Also, whoever put in the plumbing, put it in backwards, which then delayed the process. They had to come back and redo it. So, this has been a really horrible experience.

    I was supposed to close in June, and they were like, “Oh, okay. Well, now, we're closing in July.” It felt like they really had no concern. It was like either you want the house or you don't want the house. Being that we had to be out of our apartment, I didn't have much of a choice to continue on with this. Otherwise, I may not have had a home to live in. So, I was kind of stuck.

    I wouldn't recommend anybody to buy from LGI Homes. The neighborhood is the only thing that's okay. It's got sidewalks. But then there are not a whole lot of street lights. For 700 homes in the neighborhood, there's no pool, which I find strange. There is at least a playground and a dog park. Then, the HOA has all of a sudden decided that they wanted to implement no street parking, which they hadn't been implementing. Everybody's been parking on the street. So, on our first week here, one of our vehicles got towed because it was parked in the street.

    LGI has a good process. We had some unfortunate things happen, which is realistic. Realistically, things are not gonna always go perfect with the house. They did get pushed back a few times here and there. But other than that, it was a pretty smooth process. When we did mention we had issues, they said they will fix it for us. So, I’m enjoying LGI Homes. We're loving our new home so far. I enjoy the floor and the backyard, and the kitchen is my favorite room in the house. I like the sink. I have a lot of room to wash my dishes, and I have a lot of cooking space. I’m enjoying it, decorating and putting everything together.

    Move in couple months ago. Neighbor noticed water leak outside the property. PBC male adaptor busted connecting to the water meter, send a work request for to the LGI home builder, construction manager and district manager. Blame this new homeowner for a poorly done pipes that it busted which we have no access to it, builder insisted that we have to pay for it and call the plumber to fix it even though the City of St. John stated that this builder is responsible for fixing the damage, we have treated poorly and disrespected, we have called multiple times and just got pass around, we just move in too. This property is two months and it’s falling apart, If we could just turn back time we would never purchase a home build by this company because they are not committed with their promise to bring peace of mind to their consumer and homeowner.

    The sale of the home through LGI went well. A concern I'm going through right now is that the touch-ups prior to the move in weren't completed as promised. I'm working with the foreman of my neighborhood. My neighborhood’s still in the process of being built, so he has people on site that are taking care of it bit by bit. He's making an effort. It's just kind of disappointing that it wasn't done in the timeframe they said it would be done. The guy that we dealt with from the front office, Eric, was great. He does his job very well. He stayed in contact, both signing too, which seemed pretty uncommon to me. He checks in and lets us know how everything's going with the neighborhood. So, that's nice.

    Regarding to the downpayment that I have paid for after we found the house we liked. We wanted to build up saving for the house. We have tried to keep in touch with salesperson and we never have heard back from sales team. A few days later, we got concerned about our potential house purchase; we have not heard back from anyone in the company. We decided to come in person to see what’s going on since we haven’t heard anything back. They gave us a bad new related the house lot and said that they gave away our hold spot to someone else due to lack of communication from us.

    I got upset that they sold to someone else without proper method of communication due to my deafness. I already informed them that I am deaf and text will be best way to reach with us. The salespeople did put in the notes and decided to go against my communication needs. Esteban gave us the stinky attitude and said, “Oh sorry we gave it to someone else because you didn’t pick up the phone call.” I told him, that I have made an emphasis that I was deaf person and rather to text than do a phone call. I have a couple of eyewitnesses that I tried to get in contact with manager and it always went to straight to voicemail.

    However, when Matthew ** picked up his phone after number of tries to get in contact. I tried to talked to him and he have immediately assumes that I’m threatening with a legal action without hearing my side of the story, he also stated that, “It’s not my problem that you are working under the federal company and it’s not my fault that you are deaf.”

    I simply told him that, "I’m not here to threat you, and was on phone call to explain my difficultly of communication with salesperson and you." That is something the hearing person won’t have to face the problem of communication like us deaf people would have. Deaf have Video Relay Service (VRS) connects Deaf and Hard of Hearing individuals with hearing telephone callers through a sign language interpreter, video equipments. Unfortunately, I have tried to educate workers and you chose to answer and hang up. Accusing us of being the scammers and it’s not our fault that translations takes time to exchange the information between you and I. I am highly disappointed in the lack of communication and lack of accommodation for our communication needs. I hope we can somehow resolve this problem.

    A different provider I was looking at had more piecemeal where I had to pick different features. LGI was like what it was and I didn't have to do all that. They kept me updated and they're easy to work with. I never wondered about anything. I worked with Christie and she would check in every week and let me know the progress. Now that I'm in though, getting people to respond to tickets has been a little difficult.

    The quality of the build is really good and outside of carpet poking on the edges and minor stupid things, everything else was perfect in my home. I had a better experience than some of my neighbors. So, I'm satisfied. There's a park across the street and it's so convenient. I wish LGI's community had a pool but other than that, my home is beautiful. The experience was great for me as a first-time homebuyer.

    Because I picked an outside lender, not the preferred lender, I felt I got so much pushback regarding every step that we have to go through, to the point that the outside lender said it's not normal to have that much lack of communication. And then communication was very abrupt with the new LGI Homes VP that came in. With the construction itself, there were minimal maintenance issues. But the logistical, purchasing and working with the vendor, going back and forth, asking questions, getting the answers back, were all very difficult. It was a very dissatisfying experience to the point that I do not want to work with that regional office ever again. Do not work with that Kings Mountain office.

    One of the LGI sales reps called me. His name is Ron and we shared similar interest. We are both in sales and I considered him a pretty good salesman. I'm a real estate salesperson and there were a few things that LGI did that were kind of out of the norm to me, but I was comfortable with the process. Overall, the house is a good investment. But they do all the walls in what we call a "knockdown" and I really don't like that. Also, the street there is not paved and I was told that it would be paved. But overall, I was reasonably satisfied. I can go along with what we have and be happy with it.

    My wife and I questioned our decision to purchase a LGI Home from the beginning. The first bump in the road came from them changing the Lot we selected because of soil issues, which (in my opinion) was bogus excuse, cause they still built the same style home on that lot, then they push our closing date 4 weeks out due to COVID issues. We understood the health issues, but when we got close to closing, management stressed us out by threatening to cancel our contract because the appraisal wasn’t ordered in good time. This was no fault of ours, but they were willing to leave us homeless because the lender didn’t order the appraisal in good time.

    We did get the deal closed, but it wasn’t a great experience. The worst of the ordeal was at closing (which was at LGI sales office) not one person, sales or manager, came in the closing to congratulate and thank us for buying an LGI home! Unprofessional!! This was my fifth purchase of a home and that has never happened. If this is their standard for treating a service disabled veteran, their behavior was unacceptable. I would not recommend this company. Also, for a new home, it didn’t come cable ready and no doorbell.

    We went through the orientation and so far, I liked it. My inspector says the house is really nice. Every little thing that needed to be fixed, it got fixed. I'm happy with LGI. I'm just not happy with my agent. I don't like her at all. The only thing she did was to get their agreement with LGI. Other than that, she didn't follow up anything. She asked me to sign a piece of agreement that if I want to buy an LGI home in Greensboro, I have to go to her. She said if I didn't sign it, she was not getting the commission. I signed it and I'm stuck with her. If I want to buy more LGI homes, I have to go to her which I don't want to.

    Our sales guy, Parmi, was really helpful and they allowed us to come and look any time we wanted, which was really nice. We can see as the house was being built. There are a couple of things that still need to be fixed that hasn't been done yet, which I'm not very happy about. When we did the walkthrough, we told them that there was a glass broken on the garage door and that still has not been fixed. Also, there was a cabinet they said they had to order, but it's been a couple of weeks since we moved in and it still hasn't been fixed.

    But the house is super well-insulated. I can tell because we haven't got our AC unit yet. The guy who was supposed to come out pushed the appointment off until the 14th. I love that LGI had the house all ready to go but I wish the AC were already there. Other than that, it’s wonderful. I love how they have really thought through and clearly talked to many customers and have made these wonderful inside and everything.

    I would prefer the house to be top-notch. The house is done, but it could have been polished, making it like a brand new. Here and there where the workers are working, they do messy work and they left a lot of spots behind. Also, the community is good but from what I understand, other communities are way better with paying CDD, HOA, and living where I am and compared to other communities who do the similar. But it is what it is.

    I was a little disappointed to see that I had to pay more for my house than someone who had initially started the process a year ago for the same deals or model or the houses beside mine that were a little larger who paid about the same as what I had to pay. That was the only thing that I didn't like, but I don't think that was an LGI problem.

    Other than that, the purchase process seemed to be easy with them. I went with their lender, due to them offering to cover closing costs if I went through their lender, and that was a pretty smooth process. Initially, I was given a closing day that seemed to have changed. They told me I was gonna close and there was kind of a little bit back and forth. They were unsure as far as what the construction would look like toward the end and that's why they pushed it out. But I ended up closing on the same week as the original date.

    Then there were some concerns. We did a walk-through the day before the day of my closing date and there were some things that needed to be repaired. From my knowledge, the walk-through should occur a week before just to give more time for repairs. On the day of my closing, those repairs were still being completed and as I was doing my home orientation, there were still some things that they were in the midst of doing.

    In the last experience that I've had with them, my mom did some research on LGI and found that this was something that was complained about across the board. She was concerned that they aren’t on top of doing some of the repairs upfront and in fear that if they didn't do it before I closed, that maybe they will be prolonged. But once we expressed our concerns and by the time I came back from the closing, I got my keys and they had come through and fixed everything. Also, they were pretty pleasant. I got my calls weekly, in regards to updates and things. It’s a decent experience.

    Within one year we have had plumbing problems with water leaking in the kitchen damaged the cabinet, the bathroom ceiling fan just fell out on its own and the garage door buckled up and came off the tracks nearly damaging the vehicle parked in the garage. The floors squeak, the caulking on the counters are coming off the floors are probably moving. That's just my home. My neighbors have also had issues. These homes are built in 30 days and the quality of the work is rushed to meet production quotas. Overpriced and underbuilt.

    The rep was very kind and knowledgeable. I like the build I got. There are a couple of things here and there that could have been improved on. Like under the carpet, I can feel lumps and bumps in some places. Also, the internet service we pay into is terrible. But other than that, it's pretty good. I love the community and the amenities are great for our lifestyle - having kids and having a park and pool close by. In Houston where we come from, all the houses are really, really close together and I could hear if my neighbor sneezed. It's not like that here.     We were looking at houses in Port St. Lucie. We were looking at new construction and existing ones as well. We couldn't find anything so our real estate agent suggested that we look at LGI. We did. The rep was very good, thorough, efficient, and professional. He got in touch with us all the way and gave us any necessary updates. If he didn't have any, he would still call us and let us know if there were any delays.

    When we did the walkthrough, there are certain things that needed to be done. Some have been addressed and a couple of them were done very quickly. One thing was addressed today but it had been outstanding for a long time and it's not finished yet. Following up on issues LGI needs to address is an area that needs vast improvement. Most of the things have not been addressed. That one is up in the air. Overall, I could recommend LGI to other people but I would let them know that they would have issues that need to be addressed after they move in. After the company gets the money, sometimes they drag their feet.

    Buyers beware!!! This builder has made my first time home buyers experience a nightmare. I closed on my new LGI home end of May and have had nothing but problems. Tried to address things before closing and had to get it in writing to make sure it would be done. Even still things that were "sold" as features initially while home shopping have been a nightmare. They sell you on upgrades that are done very poorly. Taking advantage of first time home buyers with that low cost and upgraded model. The included security, no one knows how to set up or have any information for so you end up paying ADT anyway just to keep from going crazy. Once you move in you see the corners that were cut, not all features, like wifi thermostat throughout the entire house. Then when you find damages, probably from construction, they say put in a service request, even if they agreed to fix before closing.

    I am a single mom who worked very hard to purchase my first home and I definitely feel lied to and taken advantage of. I now know to get everything in writing and NOTARIZED before I signed the dotted line. Oh and make sure they explain how to use the free special features when you pick up your keys because it is not in the welcome packet information and when you call they don't have the answers. I'm left making repairs on a new home and paying for things and services that I was told came with the home.

    I used to rent from LGI over on the southwest side of Houston. This was years ago and they would always send me emails. One day, I read an email that they were building homes so I inquired. Customer service was wonderful. This was probably the best experience of my life because this is life-changing for me and my family. I'm in love with the house.     I fell in love with the first development for new builds that I looked at. Ricky was awesome. I enjoyed working with her.     LGI had better offers for me. I went to other ones and they wanted me to pay my student loans off, but LGI is willing to work with me when it came to going into underwriting. They were spot on.     There were a lot of things that they missed - there was a big hole in my bathtub, the AC was not matched correctly to the floor plan that I had purchased, half of our lawn is dead, the drainage from our house goes right through an electrical box, and the paint scratches easily. The communication wasn't the best and it took a little bit to get what we needed fixed. Also, it would have been nice to be able to customize it a little bit. We didn't get the option to customize anything in the home. But Luke, the project manager on the job was really good to work with.

    I was looking for a home. Most of the homes were already sold out and I couldn't get into them. When I spoke to LGI, there happened to be some available homes that were for sale and the main key was the build-out time. They guaranteed a 60-day build-out. I really liked the single-story family flooring that they have. It's very simple and there are a lot of things that are included that other builders don't have such as granite. I also like the lot size and the area that it's located in.

    The rep was great. At first, there was a couple of them, and then I just started working with one particular one. He was always there anytime I needed to give him a call. He was very professional and answered my calls within a decent amount of time. If I have any questions or issues, I just give Mike a call and he points me in the right direction. It was just a great experience and I enjoyed it.

    The build is nice. There are a few things that stand out though. There aren't any gutters and just the way that when it rains, just trying to come in through the front door, you get pretty much rained on. It would have been nice to just have some type of gutter system that's over there. The other thing too was I'm very surprised that there isn't an irrigation system that came with the lawns. I'm manually just watering the lawns.

    In addition to that, you definitely see a lot of the homes in the community that their lawns are dead, for whatever reason, just a lack of watering. If there was just an irrigation system and be just easy just to set it on automatic, that would alleviate the problem. But I'm definitely satisfied. Just the quality of the home and especially like a first time buyer, it gives all the amenities that I could possibly need and want.

    I had already been approved for a loan through a different loan company so I was ready to go. But LGI wanted me to go through loanDepot and loanDepot kinda made the experience worse. They took forever and their customer service was terrible. My LGI rep, Javi, was good but LGI overpromised things too much. They had been talking up a big game about how the house was ready. Even 3 days before I was supposed to move in, they said that it was getting ready. 2 days going into it, I was left in the dark. The day I was supposed to close, I was at the house and it was not move-in ready at all. I just blue taped everything like cracks in the walls. They ended up fixing it the day that I was supposed to close which was nice but I was upset because I wished everyone could have been honest with me. I shouldn't have scheduled movers that weekend if I would have known.

    There was an issue with the racks in the closet. I wanted an extra one and they said that they would do it on the day of closing. Javi finally got it done. Also, the concrete isn’t completely filled in all the way. It doesn't look like the best job ever so I asked if that could be filled in. They said that they would have to do it after closing. I don't know why but I hope it gets done. The customer service itself wasn't the best. What I didn't realize too was there was going to be a bunch of construction at the end of the street to where if I need to go to work, I kinda have to wait there for a sec. But the build itself is good. It's a nice home.

    LGI was upfront and told me exactly what the expectation of the prices were. There was no negotiating. They gave me the numbers, the money I needed down and what my payments were going to be. We were looking at a 3-bedroom, 2-bath then my wife came that evening and asked if they had anything bigger. The rep showed us this one. It had the bonus room which was pretty much a good selling point. Originally, we were going to buy the home across us then the rep came and showed us this one which had the lake view for the same money.

    The home was under contract before and had an appraisal done on it. The appraisal came out lower than what they were asking us to pay for. We almost had to pay the difference which was another almost $4,000. But somehow, someway, I was going through the fax and there was no location number to the appraisal. So the FHA made them order another appraisal, get the house appraised out and everything was resolved.

    I like everything in the community. It's quiet. But they don't follow the rules very good. What I don't like is they govern on what kind of fences you can put up. Not everybody can afford the type of fencing that they're putting up. That wasn't a deal-breaker for me but they're also saying you're not supposed to put above-ground pools in and there are 3 or 4 people out here that have pools in their backyards.

    Kevin was cool, upbeat, and let us know our options upfront. He was also good at contacting us and letting us know of updates about our home through text messages or whatever was convenient for us. It was a quick streamlined process. This is my first home, so it's a big impact on my life. However, I would have liked to be able to have more input on the customization of the home and things of that nature. We had to take the home how LGI gave it to us. The park, the picnic area, and the mailbox are far in relation to where I'm at. I'd like to see something (a mailbox, dog park, or kids playground areas) closer to me with all the extra land they have around.

    For concerns, we submit a claim through a portal and we wait for feedback, but the feedback is slow unless you reach out first. The first two weeks when we first moved in, we had a leak under the sink. They didn't tighten something up good, but that was resolved. With our fridge, the space doesn't fit with the door when it opens and it taps the counter. So I have to do something about that. Another thing is that, it's like a hill in our community, and we're at the bottom. There are some draining issues outside and the water builds up bad on the edges of our lawn.

    Lastly, when they do construction, the trucks are driving so fast, they're shifting the road like how a rug is wrinkled up when somebody pushes it. ‘Cause it's a high construction area where the roads get damaged leading to our home, it's rough, riding down the street. I'm assuming that once construction is over in our area, they're gonna come repave it. I'm hoping, but that's about it.

    I bought my LGI home just over a year ago. I love my home, however, in buying a new home I expected the construction warranty to be honored. At this point I have 5 open work order requests, including my 12 month sheetrock inspection and a large crack that has appeared above one of my windows. My address light has never worked, and the toilet in my front bathroom (that is seldom used) is seated incorrectly which causes it to wobble. The company has been completely non-responsive, not even acknowledging my requests. There is no way to contact them other than opening a work order request through the portal, but I don't know what to do when they won't respond. I will be reporting them to the BBB and any place else I can find to report them. This is ridiculous.

    LGI had the home that was fitting my criteria of an investment and the rep was accessible and very approachable. He was listening to me and able to give me all information.     The rep, George, did good. But he went on vacation for 2 or 3 weeks before the ending which pretty much led me out of the loop. I didn't know what was going on until he came back. They were behind on the house for three weeks. They blamed it on COVID so I get it but what happened was they did a poor job to catch up. I saw a couple big mistakes that they did and got my house in not the best quality. They forgot to put the insulation on the whole house and just did it yesterday after two weeks.

    Last night, I went inside to see how it looks like. They didn't fill it out the whole way so I gotta go talk to Alan, the construction manager, about it and see if they can do a little retouch on that. Also, it’s supposed to be a brand new house and the AC wasn't working. The back door doesn't work and they're going to replace it on the 18th which is almost a month after I got the house. The good thing about LGI is they have a guarantee on the house so they redoing everything they messed up.

    I've been looking around for rental properties, and the housing market down here is so competitive. I was supposed to have been here last year, but because the whole COVID pandemic kicked off, I got stuck overseas. I was looking at used, but ended up looking at new builds because I was able to use my VA loan. For the most part, it was more advantageous for me to use that and get into a new home because of the closeouts, and LGI covered those out for us. The value of the house went up after we looked at it again, but overall, it was still a good experience because they met us halfway. It went up 4,900. They paid 3,900, and I paid 1,900 out of pocket.

    This is my wife and I’s first time buying a new home, and when we were sold on the house and were just waiting for the closeout, we stopped in to get a couple quotes and measurements here and there. We knew that we were going to be able to close on the house, because everything finally got approved. We had come to the house and we made comments. There were a couple of things that weren't quite finished or looked out of place. The only thing that was concerning to us as new homeowners (and as a couple) was that the closer we got to the closeout date, even though we brought these little details to Amber's attention, it was the last week when they finally got taken care of. It could have been done within a more timely manner.

    We were like, “Are we going to move into the home and things are still going to need to be fixed?” Amber reassured us that everything that we looked at that was deficient in the home was going to get fixed. We were going to get it in writing. But usually, when anyone thinks of a new home, they don't have to worry about that, especially when you're getting it within a week of closing. Now, needless to say, everything that we annotated was fixed before we moved into the house. But when we moved into the house, with that much of a time crunch and moving out of state, it was a bit of added stress that I felt was unnecessary.

    I know there's a lot going on though, especially in this new neighborhood. We’re in a cul-de-sac. I have already referred a friend of mine to consult with LGI and look into doing business with them. He's also in the military, and he's on orders. He's going to be moving into the area in October. I gave him Amber's information and my Realtor’s information already. Because he's already looking in the area.

    Do not buy anything from LGI Homes! They lie to you and promise you work that never gets completed. Then when you have a major issue that is covered under warranty, they ignore the claims. It has been raining into my home now when it rains for 3 yrs! It rains in my daughter's bedroom and in my garage. My daughter got sick a last year and we thought it was COVID-19, but in reality, it was caused from black mold. I have tried several times for 3 whole years to get this issue fixed and keep getting ignored. Now we have found more mold growing in the home. It is almost not livable at this point. We bought this home brand new.

    There were so many issues with the house on the first week that they had to delay our closing by another week to fix them. There would be messed up paint, bad spackling and the caulking was already bad, so it was cracking. The window seals were also cracking and the grass was laid down bumpy. We’re still waiting for some of it to be fixed. Although the community is great, there are no amenities. Everything is new-built. If someone asked me if I would recommend LGI to a friend, I would say no.

    One of my friends lives in the community and he's been telling me about the homes. He moved in before LGI took over the construction and he was telling me how nice it was. We went and checked it out and the rep was great. Christian was his name. The only thing we ran into was we were supposed to close on March and it ended up being a month from that due to some permit issues. But other than that, it was fine. The houses are decently spread apart and not right up on each other. It also seems like it's gonna be a nice place to raise our kids.

    The reps kept in touch with me quite often and gave me updates when the house was being built. Also, I was able to contact them whenever I felt like it, to get an update if I hadn't heard from them in a little while. The build ended up taking a month longer than expected. I started the process at the end of February and it was supposed to be done at the end of March but the build didn't get finished until the end of April. As for the quality, there are little things here and there, like paint dripping on the floor and on the carpet and scratches on things. But besides that, the quality is fairly well overall.

    The houses of LGI were nicer and had wider space between the houses. They're a little bit above what the other builders are building. They're a little more expensive, but they're a better product for the money we paid. However, they built everything up. So when they get that busy, they seemed a little bit understaffed. They just need to hire one more person when they get to that point where you're closing. Craig was closing six houses in a day and Craig is in charge of making sure everything is right. So when we didn't have things that were right in our house, Craig was busy doing closings. But they're nice and great people.

    The process during the purchase was good. The only thing that I don't like is the rep was making me overnight the check. Then it cost us $85 to overnight the check. If we do the check in the morning, we lose the deal and they give the house to somebody else. I've worked with other builders too and they are not like that. They can take credit cards or wire transfers. But LGI doesn't take credit cards and wire transfers. Very inconvenient. I bought the house as a rental and the tenant moved in and already had a problem. We are trying to work with a home warranty. But then we're not successful yet.

    In the summer of 2020, I began looking for a home to purchase. After years of reestablishing my credit following a divorce, I was thrilled and excited for this new adventure. While viewing homes with my realtor, our last stop of the day was LGI Homes at Cypress Pointe. The homes we viewed were beautiful and I was immediately sold. From that point on, it has been a never-ending nightmare. To begin, my home was supposed to close in late November 2020. By January 2021, I was frustrated to say the least. I was repeatedly told that So. Calif. Edison was the hold-up. I was told that I had a date for meter installation and then told that SCE just “didn’t show up.” This being the middle of a pandemic, I understood delays to some extent.

    Being the daughter of a General Contractor and Code Enforcement Officer, my patience was tested. I had contacted SCE myself and was told time and time again that the issue was in the Planning Dept, which I translated as issues with permits. Still, LGI representatives consistently passed the buck. I finally was able to sign papers in late January. Upon my arrival at my “brand new home,” I was prepared with blue tape which quickly covered every room of the home. Simple things like basic clean-up, paint, missing fire sprinklers and haphazard installation of items were expected to be pushed aside because, after all, this is the middle of a pandemic. I don’t know about you, but my responsibilities have not been given flexibilities due to a pandemic.

    If anything, I have been expected to make adjustments and step up my game. I find it difficult to let this be an excuse for anyone, especially those who are responsible for preparing the home I would bring my family into. The simple things that were brushed off by the builder led me to believe there would be larger issues moving forward. To this date, I am still waiting on BASIC repairs on my home that I now refer to as “the fixer-upper.” A few weeks ago, we experienced a very hot day and for the first time had to turn on the air conditioner. The most horrific sound came from outside and I quickly turned it off.

    Panicked, I quickly started calling heating and air services that would come out on Easter weekend as my disabled grandson was waling from heat exhaustion. My mistake that in the midst of this chaos I didn’t call the “recommended” service. The company I did call, however, informed me that the unit was never opened. I was shown exactly what he was referring to before he opened the valve. One. Simple. Thing. LGI has been hell to deal with so I wasn’t surprised when they, again, placed the blame on someone else.

    We have also been waiting on our solar panels to be turned on. Patiently. After two months (we were told it would be less than four weeks), we called to find out what the hold-up was. Our meter was never released to SCE. We waited another month after notifying the builder and called SCE again. Our meter has still not been released. I am concerned, now, that LGI has some kind of issue with this property and that is the reason for the meter not being released. From concrete left all over my backyard to horrid paint both exterior and interior, air conditioning unit issues, SCE and NUMEROUS flaws to what was to be my dream home, I would scream from the rooftops to anyone who considered buying from this company. SAVE YOUR SANITY!!!!

    They need to be a little flexible working with the buyer. Because they took a really long time for the underwriting thing. At the last minute, even though I was ready to close with the cash, they didn't let me. That was pretty bad. They claimed it as I failed to produce documentation, but that was not true. 24 hours before the closing, he gave a CTC once and then an hour later came back, "I need one more document." That document they were asking for was from five years ago and I cannot produce it right away.

    My Realtor and I had information that the rep probably just didn't know was in her wheelhouse of information, and she had to consult with the superintendent or someone else. But not so much her as it was just the whole process. When it came time for me to go through my home, and I had things that I had concerns about, it was very rushed over. And even when we had an additional two months because of the process that I was going through to get financed, those things that I have issues about were not attended to.

    There are several things that need to be done that could have been dealt with before I moved in. I filled them out on the 6th of April. Simple things like a light bulb for my garage. Come to find out that the actual lighting fixture is too high to the top of the garage, so I can't even take the lid off to put the bulb in there. I’m 6’5, and I tried to see if I can just do it myself, but it's not done. Little things like a little clip that keeps my dishwasher in place, a little piece of wood that's supposed to line the floor under the cabinet, a shelf. During the walkthrough, I was like, “Can they do this?” And, "Yeah, yeah. We do it." But, “I'm here, and it’s not done.”

    They came to do some more painting because some of the paint was still blotched on the wall. But I had to go out of town, so I missed that appointment. But they said, “No.” One thing they did after I moved in though was install screens. I had no screens on my windows. They got that fairly quickly, but still, afterwards, it was a number of different things that were incomplete. It was a rushed job.

    There was a major thing that one time in the hallway, where there was structural damage. The wood was bent, and you could see it in the hallway. You could see it in the lining of the wall. And it's still visible where they tried to repair it. Then one of the toilets was too far over to the tub, and they said they moved it. It works for me. I'm 6’5, 260. They might have moved it over an inch and a half. But it's this weird, awkward space of about 2 1/2 feet between my toilet and the sink.

    They also had to come back and reseed the yard, and it’s leveled lumpy. And they had to come back and redo it because the water washed out the clay behind there. However, they didn't reseed it well because it has a lot of patches. And then, our water pressure is low. I'm trying to figure out why that is the case. I gotta go online and fill out information to get LGI Homes to come look at it. So, my experience could have been a bit better.

    When I first started the process, I was told that the home consultant would contact me weekly. But after I had purchased the property, it had gone about a month or so and I didn't hear anything from anybody. The home consultant needs to be more interactive because I eventually had to reach out to him. After that, I would reach out to them on a weekly basis and ask for pictures. But besides me asking for pictures, they didn't tell me a lot. The communication needs to be a bit better with them interacting with the customer more. When they started the framing of the house, the banker knew, but I didn’t. The home consultant needs to keep the buyer and everybody in the loop more because of some things that I had to get, and so that everybody was on the same page. I had to email LGI, and they said they didn't get it.

    I found some stuff that they shouldn’t have missed. I found nails in the front yard. And I found some in the backyard, in the flower bin. That's not good. Their clean-up tactics need to be a bit better. At the naked eye, it looks good. But when we started looking at stuff, we started catching things. And for the price, they should have caught that. I should have no splattered paint on the walls. And then I saw a rough spot. It should be smooth. Also, with the sod on the outside, they need to make sure they water it. Being a new development, they need to make sure they water the front and the back. I was looking at a patch that was missing sod. It looked like they didn't treat the ground underneath. They just sod it down, and that's not good. Everything else was fine. My closing went smooth. And it was not pushed out.

    The first person that I met was Dante. He was the consultant that I used throughout the process. Some of my experience were hit or miss, as far as information that I would ask from him that I never got, and then I would follow up and I would also not get. Also, the communication wasn’t great. If I ask for something like rules and regulations with the HOA, if it's something that you can't get at that time, let me know so that I'm not waiting on it or expecting it.

    Also, be more upfront with whatever's going on. Dante called me one day when he knew I was on site that morning. He called me two hours later and asked if I could come back. So when I asked what it was about, it was something that made no sense. I came and it was for something different, that I felt like, “He couldn't tell me over the phone?” And I don't understand it. That put a bad taste in my mouth as far as the practices that he’s using. Other than that, LGI Homes is the only new build that was in my price range. It is a decent home for a new build. Now that I've lived in it for three weeks, it seems like it was one of those bulk sales. I love it but there are places where I can see it was just done quickly. But I wouldn't be able to get a deal that’s better than the one I got.

    LGI was decent to work with. It seemed like the sales system was built for someone who may be slightly credit challenged but the dude knew his stuff about the house. He answered questions whenever I had them. From what I understand, they changed project managers during the middle of the construction. The project manager was cool. He resolved any and all complaints. If he had the answer, he was straight up about what happened or what he thought happened to the best of his ability.

    The community is cool and I like it. The house itself seems solid. I can walk around and I'm not exactly a lightweight but you can't hear me downstairs from what I've been told. My only complaint would be attention to detail. Water valves were left turned off that should have been on. The foreman and I were told that the gas wasn't hooked up to the stove. The guys came out and they said all they had to do was turn it on but it was hooked up. Also, a drain wasn't hooked up to the sink for it to drain the water out, like in the bathroom sink. For anyone considering LGI, find the place early because the exact build you want may not be available as everything's preplanned. There's only so much of each style of house that they're doing. LGI is a spec builder so they don't really do options but a slightly bigger patio would be awesome.

    One thing I didn’t like was the last walk-around, LGI Homes wanted us to do it the day of, two hours before signing the contract. We closed Monday, and we wanted to see the property beforehand the week before, just to see if there were any final touch-ups that needed to be done. We went through some stuff trying to get someone out there on Friday. We got someone to go. I could tell that he wasn’t happy about it, but he resolved the issue. Also, we asked the construction manager, “Hey, the insulation on the attic, did it get fixed?” And his answer was, “You can take my word, or you can't take it. It's up to you. But they did fix it. If you want to, you can get up there yourself.” Other than that, I like the material that LGI Homes used for the kitchen and restrooms. I also like the lighting, and our home has a lot of windows.

    The customer service was okay but I was not very impressed with the quality. The overall consistent quality for the price you pay LGI is not worth it. The bathrooms have one plastic unit with the tub and bowl. I have bought brand new homes from other builders in better areas for less price and I received much better quality of construction work that goes into the house. As a client, it’s going to be hard for me to recommend LGI when compared to other builder options that are available just because of what is going into the house. This is Texas and it’s 110 degrees. Selling a home at this price point without a sprinkler system is a big no. I would not have bought the home if I knew that. LGI put a $1 filter in the AC unit. It was not even a decent filter for the AC. I talked to the builder and I was told that they try to save money where they can.

    I wanted LGI Homes because that was who I dealt with for my first home. I worked with the same salesman again after 12 years. His name is Roger and he was great. I know him from back then when he sold me my house. I knew him before that until I found out he works there. When I came down here where I bought that, which was about five miles from where I was, I called and asked if he still works there. And he said, "Yeah." I said, "Okay then. I'm coming in and look at a new house.” And then we went from there. I just like LGI built. Great quality. My home is still what I wanted. But by looking at some of the other homes and the one I got happened to be the same build, but I got more than what I need. And now, some of them are a smaller lots. But I got a bigger backyard. I like it.

    LGI backs up what they usually say. The company overall, in my own home, I lived there for 12 years and I've never had any major repairs. I like that. One of the reason why I came back to LGI. And if I had any minor problem at the time, all I did was make one phone call and LGI was there to take care of what I needed. And it's the same thing in the new house. That would just be the only thing that could help a lot of other people who plan on purchasing a house soon in that same area, is just make sure that they know in certain circumstances, like with water damage, "These are the routes that you want to take or these are the companies we would recommend for these kind of situations".     LGI offered a five-bedroom house within my price range. I liked how open and modern the house was. It did come with a lot of upgrades that most builders don't provide. I loved how the two rooms is on one side. It kind of separates me and my daughter from the boys. So I overall fell in love with it when I’d first seen it. But the purchasing process was difficult for me. Their communication could be a little better. They say one thing one minute and then they turn around and say another thing. It was about three days before closing and I had to come up with almost $10,000 more. The overall explanation for it was that it really didn't suit me.

    I was in a situation where my kids and I were gonna be homeless in the next few days. It was like, “Oh, either you pay it or you don't. But the house is gonna sell anyway.” Then it was, “Oh, you're about to get a stimulus check anyway, so you should be able to afford it.” Once I got to the end of it, it kinda put a bad taste in my mouth. The customer service that was provided at the end could have a little more remorse or sympathy when explaining things to people and let them know ahead about the overall cost. So they won't go in blind like I did.

The rep I worked was Chad and he was very nice and friendly. He went through all the stuff and tried to explain everything to me on the first day. He went through all the details like the technical detail about the soil quality and the testing. He took a long time because it was at night and he was trying to explain to me before I rushed and signed the paper.

    But he made sure I understood before I signed it and I liked that. It was my first home and there were a lot of stuff I didn’t understand very well. He was very professional and he knew what he was talking about. He also knew the market and somehow gave me an overview of the market to make a decision. The price would keep going up and that was true. So now, when I look at the house, I see that the price has gone higher. The home is also good but I don't like my cabinets in the kitchen. They’re very light and falling off. The wood is not real wood and I'm trying to see how to fix them. I tried to glue them, but they're not gluing back. Other than that, it's a good community. I talked to my neighbor a couple of times and he’s very nice. All in all, I'm very satisfied and I like the home. I was worried about the water pressure but the shower is really good. There's a park behind my house, so that's pretty nice as well.

    Everybody was negotiating or putting their prices down on these homes because of the market. By the time they did all of that, the price is already gonna be at the 250-something-thousand-dollar range. I might as well just get a new house rather than buy an old one for the same price. We made the appointment, went out there, and looked at the home. It was in a good location. I like the open floor model. I also like the granite countertop, the color, everything. However, the refrigerator was a little too small. I was still trying to see if I could get an upgrade on it, but nobody's answering the phone. Then the kitchen sink could have been of better quality. It's kinda weak. Everything else is pretty cool.

    There were a couple of things that I didn't see during the home inspection that I later noticed. There were a bunch of footprints on the concrete on the front porch. The people got back for it yesterday to scrape it up, but the footprint can still be seen there. They have to start scraping up layers of the concrete in order to get that up. Then it looked like they had set some cans of paint on the granite countertop and it’s stuck on there. They had to come and scrape that stuff off of there. Also, there’s a big chunk of the curb missing on the front. I don't know what they did right then. LGI could have been a little bit more thorough and showed a little bit more care when they were building the house and taking care of things.

    We met with Mark and he was super nice. He showed us the ranch and then he showed us the two-story Roosevelt and we really liked it. Because the market in Colorado was super competitive right now, we decided to put an offer in on the house. There were just some cosmetic types of things that need to be corrected because the construction crew was in a hurry like the carpet wasn't stretched really well. There was some missing paint on the walls, they didn't go all the way to the ceiling. The shower doors hung crooked a little bit. The construction manager has been super awesome with getting those deficits repaired. We're in a town now, but it won't be in town for long with the growth that's going on in northern Colorado. It's super quiet compared to living in the city. The ease of working with LGI with our VA loan puts our mind at ease that we don't have to work so hard to get approved.

    Steven was my consultant and he was good, nice and very professional. He kept me informed. He called me every Thursday and let me know me where we were at in the process every week. Steven said to call them even if it’s not a Thursday. So I had his cell phone. There were a few times I called and he was good about addressing the questions. The process was fast. From the time I put my money down till I’m in it, it was about three months. It was a good experience with LGI and I was very comfortable working with them. I've only been here a couple weeks but the quality is good. There were a lot of things though that weren't finished.

    Cameron is the construction guy. Yesterday, he called me and asked if he could come and do the weatherstripping. I told him yes but he never came over. I haven't heard back so it can go on for weeks. There is painting that needs to be done and there's a closet as well as a wall that are bowed. So all these have to be addressed. He'll eventually get to it but that's the other side of it. Now, that I'm in the house, I need some of these things taken care of. LGI knew about it in the walkthrough before I signed the paperwork. Still, the community looks great and everything is brand-new. Everything sounds good. They’re still building the amenities. I ended up putting in the playground right now and I see LGI putting the fencing up so everything's gonna be nice. As soon as it gets all completed, then everything's gonna be great.

    Angela, the rep, did a fabulous job and the communication had a good spirit about it. The inside of the house was nice but the yard was horrible. The front yard is super lumpy and it’s not level. Once I moved in, my neighbor told me that the contractor just threw the sod on top of all kind of bricks and wood debris. It was half done all the way. So, I'm trying to struggle with that and it’s the same thing with the backyard. Before I bought the home, I should have made them level that yard better because I'm finding bricks, old building material and scrap material just left in the ground. Since it's been raining, I'm digging up bricks. I have a pile of bricks in my backyard that I've been trying to get rid of, which means I have to take the bricks to a junkyard or trash all the way on where I used to live and throw it in that trash pile. It's a nightmare.

    I'm totally disappointed with the way that yard was done. I wouldn't recommend anybody to LGI because I wouldn't want them to go through what I'm going through with that yard. That's very disappointing. The yard is so much work I have to do and so much money I have to spend on getting the excess debris out of there.

    The rep from LGI Homes was good but there was a problem with the communication between LGI and loanDepot during the loan process. It ended up slipping our closing date, which impacted my schedule. I had to rearrange a bunch of stuff to accommodate them because of their communication issues and it was a lot of undue stress at a highly stressful time. I asked the rep multiple times if we were on track and it wasn't until the weekend prior to closing that it came out that we were gonna have to push the closing by three days, which was unacceptable.

    Still, the house seems to be great. I haven't got any issues with it. I've been unpacking and just getting used to house but everything seems to be working as advertised. It’s construction was good and I got value for my money. It's a nice neighborhood and it’s a good location. I’m looking forward to settling down for a couple of years and having a nice place to live.

    Marcus, the rep from LGI, was well-spoken and actively listened. He addressed all the questions. This is an investment home so I was treated a little bit differently. I didn't care much about the house as a normal family moving into it. He told me that I was the best one because all the other ones were always trying to get updates. I tried to stay away as much as possible. But that led to two issues towards the end. He should have told me it was ready because I needed to do an inspection before we can sign the paperwork to make sure that it's correct. Also, I needed closing because I needed to have all the money available on time. There were some miscommunications about the closing time. Also, the loan officer was telling me something, the builder something else and then him something else.

    The third-party inspector said LGI had the best houses for a new builder. They took care of all the small things that most builders miss. It was very good quality and workmanship.     The process that I went through with LGI went smoother than I expected. There were a couple of times where I felt kind of rushed to make a decision but overall, the home buying experience was good. I had some concerns with a few finishing touches that weren't completed well. I have a warped cabinet door in the kitchen and the refrigerator had a dent in it, which they replaced the door on. Also, I had a hole in my bathroom door. It looked like somebody stepped on it when they were installing it and they just put it in anyhow. Right now, they're fixing that. And I have a Hennepin model and if I walk down the street to the other Hennepin model, their trim and everything is much better than the trim on the outside of my house. But those were noted on the punch list. I'm hoping those things get resolved. Outside of those things, everything seemed to be good. It's a nice place where my daughter and I are gonna be happy.

    I had the worst and embarrassing experience of my life. I went to the LGI office in Charlotte, NC. The initial agent was great. This being my first time in this position. I was expecting that the Agent would make this an easy process. Which he did. He explained the 6 steps. We went out viewed the Avery model. He made me feel like this was the one. I had just told him I had a granddaughter last year and her name was Avery. We went back. Save the money orders for the $1000 they requested. Was told to hold the lot. And being that the house wouldn't be built until about October I would have plenty of time to save up the requested money or buy down money because I didn't have money on hand. They would be reevaluating a month or so before the house's completion.

    We set up an appointment with the lenders. I spoke with them. Sent the requested info. I got a call from the initial Agent which named Pearce. I was told the loan was approved. You can imagine how excited I was to be buying my first new home. I told my mom who would be moving in with me and my daughter who had just had my granddaughter Avery. I then got a call from Pearce with manager in tow. They were bombarding me with question after question.

    I then spoke with the site's manager Tyler who from the beginning had no tack. He harped on me not having the money on hand. But I explained that I was given the impression that I would have 6-7 months to get the requested finances. He told me he didn't see how I would be able to do it and that he was canceling the contract. I'm like, "You are the manager where I was pre-approved." I felt like he didn't give me a chance at all, or explained to me alternative measures only the buy down option to which I wasn't given a time for that. So you can imagine how embarrassing it is to tell my Mother and daughter. LGI canceled on me. I will get my ducks in line and I promise I will not use their service and anybody I told about them or future networking potentials will not get a recommendation from me. Then on top of that they're making me wait to very my $1000 down payment back. You didn't have to wait.

    They're easy to get into. But it’s not the best. They worked with me for almost a year. I got denied by them almost four times. The sales rep was always answering my phone calls. When I got denied, she’d go over my credit with me and tell me what to do. We finally got to the point where we got accepted. She even switched communities with me. Other than five bedrooms, I don't really like the home. My wife does. I don't like the small closets. Some of the smaller houses have bigger closets. I don't like my driveway, it slopes too much. Every time I put my car in gear, you hear a big clunk. I got a van and a small car and they barely fit the garage. I don't really have a whole lot of room for storage after that.     My husband and I purchased our new home back in October 2020 in North Carolina. Prior to our purchase, we experienced delays with moving in due to Covid. However, we decided that even though there were delays we made sure to have an inspection done by a reputable company here in North Carolina. It was explained to us that these items would be fixed prior to purchase. When we moved into our new home we noticed some items were not fixed and some were, therefore we documented the items that were not resolved. My family and I have been busy due to moving in and having to still work during this time, so we did not make a big deal of it as we knew that they were busy.

    A month into living at our home we were approached by a neighbor who explained that they saw odd patches in our lawn. As neither of us is an expert we researched what these patches could be in my lawn and it was a fungus. My neighbor assisted me with identifying treatment to put on our grass to prevent further damage to her's and my yard. I made an effort to mention this to LGI management who then shared it with the contracting construction company. I assumed that they would get back to me on the items that were submitted in due time because they were busy as so were we. Months have passed and in March we noticed that our grass was completely different from our neighbors and odd weeds were growing in our yard. This prompted me to review my submitted requests to see if they had been updated. They were updated with either cancel/completed including my 11-month inspection request.

    I contacted LGI management who reached out to me and explained that they had no knowledge of why these items were closed but would like to stop by and see if they could resolve the issues that were noted. The First manager stopped by and looked at the items and scheduled visits for nails in the carpet, and door latches not being properly secured but said that he did not see an issue with it because the air conditioner vent was right next to the door which was causing it to slam abruptly. I asked about the other items on the list specifically the lawn and said, "Myself and my neighbor complained about the yard fungus, early on but did not hear anything from you all." He said he had no recollection of my concern, but it is documented. I asked them will it be fixed and will someone stop by to look at the lawn.

    They explained that other lawns have issues; mine is the worst, ask other neighbors what landscaping they use, and put fertilizer down on it. They then said they were sorry for the mishap of the closed requests but they were not going to do anything about the lawn. After they explained this, I went through the outside and the inside of the house and noticed the items on my inspection were only completed by the plumbing company and none by the contracting company. I made sure to document this as well and put in additional requests. By far this has been the worst new home buying experience I have ever had. I will never respect LGI's slogan, "Thank you for choosing LGI Homes. Now that you're a homeowner, we want you to know that we are just as committed to you today as we were when you were a home buyer." By far they have abandoned me and my family and caused extreme distress and financial loss.

    LGI made us feel like we were family. The consultants made the process feel comfortable. Even when it was times where we were worried about certain things, and our credit score, they said not to worry about it. They gave us pointers of what to do. Then the quality of the home is great.     I signed a contract with LGI home in Venus, TX last October. As a first-time homebuyer, I was super excited about my purchase. I decided to go with their preferred loan offer, Loan Depot to save on the closing price. I was then preapproved for a very high-interest rate (4.0%) when the market rate was below 3.5%, when I inquire about the rate they told me that this would be adjusted close to the closing date. I was not getting any updates on the building progress. I had to drive for 2 hours every two weeks to see the house. I only spoke with the sales rep once after I signed the contract, he was not responding to emails or calls.

    As the closing date approached, I inquired again regarding the interest rate, and the loan officer bluntly told me that 4.0% is what they are offering all their client and it won't change. I decided to drop them and got another lender. They fought my decision and after they agreed to proceed, they told me that all the legwork and paperwork had to be done before the closing date.

    My lender and I had 1 month to get everything ready and the week of closing. We were still struggling with getting in touch with them, the construction was delayed a week from the original date. On the evening before closing. My loan information details were charged with LGI by their title company without my approval, LGI sent an email to my realtor at 7 pm that night stating that they needed to remove the MCC program from my loan or else we are not closing. My realtor told them that we couldn't and that it was malpractice on their part to dictate the type of program on the loan if it was not listing on their contract. I was not aware of this, the morning of closing, I showed up and to my surprised, they canceled my inspection, locked the doors to the new home stating that the process was put on hold pending their legal team. I was so confused and was not aware that I needed to get my own legal team involved.

    Their sales manager came and tried to explain and nothing made sense. He then told me that this was above him and that I should contact their regional manager, who did not pick up all the 5 times that I called him. My realtor and I were outside that home for over 4 hours then Luke emailed my realtor saying that my contract was canceled due to a dispute. No other explanation was added. I called Luke again and he picked up to only tell me that they do not approve of the MCC program that was added to my loan. I told him that it was not on their contract and he did not care.

    I literally cried on the phone because I was 2 days away from vacating my apartment. These people didn't care about my situation and their customer service was the worse, they really showed that profit means more to them and the fact that I went with my own lender just did not sit well with them. I am now restarting the process after losing 5 months of my existence on their draining journey.

    I saw that the price was competitive with the market house at that moment. And the option to settle downpayment was good on that case, too. I was moving from Florida to Texas. And even if I was in Florida, every week the rep sent me a picture about the completion of my house. He gave me updates about all. He did a good job.

    The carpet in the living room is not a good idea when you have two kids. It’s something that I knew before I bought the house. I asked the rep. It wasn't an option to remove it. The first day I got the keys, I had to spend $2,000 just to change and put a laminate floor in the living room area. Also, some details can be improved but generally, the house has excellent quality. I can say that because recently we got a bad weather here. And even without power, my house keeps warm. That means insulation was well done.

    Sometimes when you try to buy a house, it’s frustrating. Your friend told you you will spend four months trying to find a house. Even if you found one, you will spend another three months doing all the paperwork. But that was not the case with LGI. The same day that I got my home, I signed the papers. It’s your home no matter if you have to make a downpayment or not. Nobody's gonna take it from you. The house was done in the day that LGI told me. I just waited two more weeks because of the USDA program. But the house was done and they accomplished all what they said. It was a good experience for me to buy a house.

    I saw one of the homes go up in July 22nd which was at 246, and I thought it was a great price. So, I figured I would drive to Casa Grande with my husband and see if the drive was all that bad. We were in East Mesa, and he works in Tempe. Our biggest holdup in buying was drivability for him, without him being in the car for two hours a day.

    Lamar was our salesperson. He showed us all the different floor plans and we chose the second to biggest. We bumped up substantially from what we originally thought we would do. But the quality is great. They're solid. LGI used high-end products. But our house is a hot mess. My inspector said, “The house is solid. The quality that they used is solid. It's whoever did your house was so sloppy.” We've got 166 photos of terrible things, like footprints in our concrete, chunks of our concrete on our patio has eroded away already. We have like 14 broken concrete tiles on our roof. Bizarre stuff. We also have big gashes in our doors. You can put your finger through holes in our closet doors. We have a hole in our living room window. Also, the whole house has leaked since February 6th when we moved in. And then a pipe blew behind the water heater last Friday night, damaged a bunch of our stuff.

    It leaked every single day somewhere in the house so the plumbers kept coming out to fix it. And it wasn't until day 13 that it finally blew. And by Saturday and Monday, I had four different LGI high level managers from the site and from the construction side. And everybody calling. They were great. They brought commercial fans, and they tore out the actual drywall. And our power tank is sitting on six concrete blocks. But they've been very prompt since that happened. They went above and beyond.

    I wasn't very impressed with LGI before all the little leaks were going on. It's carelessness. One, I always wondered, speed. Because the house didn't even start building until December sometime. And then we closed on the 5th. That's a fast build for a 2,400 square foot home. You can't explain why these things happened. It just did. So, I get it. I'm glad it happened to me and not someone that would freak out to the max, because I deal with it every time I have a closing or an inspection. But everybody has been very good. I'm very impressed. I hoped and prayed I did not have to go down the road of contacting the Arizona Registrar of Contractors, and I haven't had to go down that road. I have a good relationship with everybody here on site.

    The construction manager that did our sign-off and walkthrough and his whole team was out with COVID for the last month our house has been built. He suspected that whatever team took our place, maybe just was rushed from all the other houses. Because he had an entire construction team out. So, I can understand that they felt the weight of they got all these closings. But our house should have never passed city inspections. I should have never got the certificate of occupancy. I would be nervous to bring one of my clients that isn't an experienced homeowner to LGI because they wouldn't know what to do with themselves. I didn't want to live in my house. The second weekend we were here, I almost put it up for sale. But then I would have to disclose everything that's wrong with it.

    The experience wasn't very good in the Sterling Lakes community and after looking for so many homes and a lot of beating, I found another LGI community and they had low taxes and low HOA, so I went over there to check them out based on that. I went with them on that site. When I first looked at it, it didn't seem to have the space that I wanted. But I liked the lot that I picked and that the other rooms are on a whole separate side of the house than the master bedroom. Now that I’m in it, the house is okay ad the only thing is, I’ve never known homes not to have a doorbell or backyard grass. For people who are thinking making a purchase, they should be prepared with the documents needed. The timing and everything was on point for me. I didn't close later than I was supposed to and the person I was dealing with always responded.

    I’ve seen a house at Realtor.com and I really liked the layout plan. I decided to drive out to the area. The house wasn't yet built, but I always kept it in mind. I found another house that was open and we came out after scheduling an appointment with our Realtor. I love the area. It's a new build. It looks as if it's a community that deserves an HOA fee, but there's nothing like that happening. The home style is very nice as well. We worked with Kevin and he was fantastic every step of the way. We also worked with a few of the property managers and they've been awesome as well.

    The quality of the build is great. One issue that we ran into was a couple of missing components that should be here. For example, there's a shower glass that should be there according to the property managers, but that one hasn't been installed yet. They came out yesterday to try to install it, but they had the wrong measurements. The second thing would be the Whirlpool fridge that we have should have a hose that's connecting from a water pipe to the freezer to produce ice, and that was missing. We reached out to the managers and they said that we should put in a warranty claim with them, and if they had any one laying, they'll bring it over.

    The third issue was that we found an extreme amount of ants in the home, as well as inside like a socket next to a plug there, like one of those sockets that are put in a phone jack, in the rooms. But we chalked some of that up as a normal homeowner experience. We put down some ant traps, we've also sprayed outside of the house and eliminate some of the ant piles.

    I had an older build before. It was 30 years old and there were certain things that I had to start taking care of. That was a headache that I did not want this time around. My husband and I had the means to go with new construction this time. LGI had had a pretty decent VA loan offer with the interest rate and the zero down that they do. After everything was done, I financed the same amount that I owed on my old home so it ended up being a swap in a way.

    There were a couple of issues with the purchase throughout the whole time. I originally spoke to Steve and he was decent. He walked me through everything pretty easily. I then spoke to Daniel. The first time around, it was pretty easy. We were supposed to move into the first house on the 29th of the month. I came down on the 22nd and the house wasn't even nowhere near being done. That was when I was told that there was a delay on the house and it was a month. I know a little bit of construction. There was no way that no one was aware that there was a delay that was a month. I understand COVID hit but you're aware of your projects down to the day. You can't tell me that you didn't know that it was delayed until the day that I arrived. I arrived was a week from the 29th.

    What bothered me about it was I was pretty easygoing about it even though my kids and I were going to have no home. We were selling the other house. We had scheduled it so that we needed to be out of our old home on the 27th, which was perfect because it was a three-day drive from Tennessee to here. That way, we could move straight into the house. But I wasn't told about the delay until the week before so I had to cough up almost two grand for Airbnb.

    Daniel came up with the idea of swapping to a house two doors down that was complete. That house just needed the inspection and the correction on whatever the inspection needed. But I did all the paperwork for the house the day I was here on the 22nd so there was no delay on my part at all. For the VA, I was told that the VA Inspector was supposed to come out on the 27th so that we could close by the 7th of March. But the inspector didn't come out. He didn't come out again until my husband had to get involved and went to see Daniel because there were clearly issues. At that point, I was upset. I brought it up. I do paperwork for the army and I know how it is. If a VA inspector does not come out, heads will roll. In my opinion, it was just that it was never ordered because that doesn’t happen twice, especially with the VA.

    As for the house, I like the quality of it but there are some little issues here and there that I've seen like certain spots with the carpet and a little bit of the shedding of the carpet on the seams where they transition. I also noticed resin underneath the countertop that wasn't wiped out. I have kids so I have to keep my eye on underneath the countertop because kids like to have dirty hands.

    I found one of the townhomes listed on realtor.com. I went to see it, I liked it, and I bought it. The townhome fits all my little requirements. LGI was okay. Once I signed the contract and put the binder on it, it didn't take that long for me to sell my house then I moved in. My home consultant was pretty good. But I didn't get to work with her in the end because there was an illness and she was out of work. I had to work with somebody else and that person was fine.

    Everything looks fine. It's just I have an electrical outlet that never worked. I followed the instructions about putting in a request for repair and I've never gotten a response. I reached out on Friday. I was told that this gets responded to quickly and that I would hear from somebody usually within 24 hours. Today's Wednesday so it's been almost a week. The HOA is extremely unresponsive as well. I called them numerous times and I've gotten a return call once. When I returned that call, that person never responded again. I'm trying to put a fence up and I have to get their permission. Nobody's telling me what the process is. Those two things are very disappointing to me. Those aside, the community is very nice.

    A friend told me about her experience with LGI and how everything went well. I looked into it and I reached out to them. Brett was my rep and him willing to work with me was pretty nice. I was down two or three points on the credit thing to get approved. He went through everything I needed to do and how to do it. He kept following up for me to actually get approved to get the home.

    As far as the community was, everything is pretty nice. Everyone I see goes right around in nice homes and everything is looking good. As far as the build of the house, a part of the problem was I closed right afterward in the midst of the snowstorm here so a lot of it was not complete as far as the walls being painted, the seal on the walls on the bottom of it being done, and little things like that. That’s not a normal thing but most part of that had to do with a whole ice storm happening the week before it became pushed back a week. LGI couldn't get the right people out.

    Another thing to note was when I first moved in after the day I closed, one of the painters who came had used the toilet and stopped it up. It was clogged up and it had stains. I called immediately but they said they would send someone out. I ended up having to fix it and do everything myself on the initial day I moved in. Those things aside, I was very satisfied with the whole process. Everything went completely smooth.

    LGI's secondary rooms were as big as Master's and that was my selling point. Casey's a good guy and pretty awesome. He was very honest and upfront about everything and everything went exactly the way he said it would. There were no hidden fees. I also like Tim, the construction manager. He's really on point and paying close attention. It's just that when they are cutting holes for ceiling fans and stuff, the workers need to be a little more cautious because they're overcutting those holes that are having to be filled in. Tim sent the paint guy, who does all the fills out and he still did not fix my ceiling fan.

    The painters took the numbers off the house and they painted, but failed to put them back on. That was supposed to have been done Monday and it's Wednesday, and it hasn't happened yet. I couldn't contact him through the little thing and get it all done. But everything's been good. We've had a good experience with them as builders, so we don't have any complaints. I've already referred some business to him. I'm hoping they go and look for the same subdivision because it's just about completed.

    The home consultant was really informative. He gave me a tour of the neighborhood and told me about the different things that LGI offered like the swimming pool, the trail walk, and the playgrounds. When I did my walkthrough, things were pointed out. There were a couple of cracks in the paint that needed to be touched up. My drainage thing was also having an issue. The only problem is they haven’t scheduled when these things are gonna be fixed so it’s prolonging me doing what I need to do in trying to decorate and do all these stuff. Also, a portion of the window wasn’t finished. They came yesterday and put a piece of wood up and told me that a different person had to come put up the paneling. It’s just an inconvenience because outside of having to wait at home with hope that people are coming, I have other things to do. I like the home.     My sister lives in Youngsville and there are a lot of LGI subdivisions over there. She told me to look into LGI over here. They were affordable and their customer service was great. They explained everything to me. I was super comfortable. I like the home but they were kinda rushed when they built them, because I have noticed a bunch of little mistakes. Like my floor is creaking upstairs, which is weird because it's a new build. And the paint is chipped in some areas. Also, some corking is coming apart and cracked. I reached out, but they said that at the 11th month inspection is when those stuff are fixed. But overall, it was a good experience, and I enjoyed it. If you're uncomfortable and this is your first time buying a house like me, I would recommend you doing LGI because they will walk you through every step of the way.     The quality of the home was good but there were a few things that could have been improved and a little bit better attention to detail. The home wasn’t fully cleaned up and there were still places that could be touched up right now. We also had a leak in our shower enclosure, which they're coming out to do a warranty repair on. The reps don't pick up the phone as much when I'm trying to call them. But the whole interaction with LGI was quick. It only took us three months to build the home and get into it. So, it was nice. The community is great. It's compact but it has the school right next to it. Living in a new home has changed my life a lot. My commute to work is only five minutes as opposed to 30 minutes and all the stores are also closer.

    I noticed that LGI properties tended to be a little further out in more rural areas. But we found one that was closer to our side of town. We looked around at other neighborhoods and the homes were, if not the same price, a little bit more expensive. I got the most value for my money with LGI. It's not like they were much bigger in square footage, they didn't have as many upgrades. It's built more like a traditional home. The only thing that's missing is formal dining. But we have a breakfast nook, which is bigger than the ones at a couple of the houses we looked at. Our master bedroom is a little bit bigger, if not the same size. Then our bathroom and closet's definitely a lot bigger. The two additional bedrooms and bathroom are the exact same size as everything else we looked at. The quality is good. It's what I expected in a home.

    I like some of the more modern amenities that came in the home, like the smart technology, like the thermostat. We downloaded the app so we could control that remotely. The garage door was great because it worked with our security system that we had installed. We set our house to lock our front door and close the garage if it's still open. We like and appreciate those things because it's something that we probably wouldn't have spent money on if we had to.

    There were things that we would like to have done by move-in. It's just taking a little bit longer. We did the walkthrough and the people said it would be done by the time we finish signing paperwork. All they did was some of the touch-up paint in our master bathroom, the shower. The fiberglass part of the backsplash was scratched up and messed up, and they're supposed to come replace that. That hasn't been done yet. The framing around the back door on the exterior of the home needed to be reset, because it wasn't flushed against the house, and repainted. That hasn't been done yet. Some of the tiles for the vinyl plank flooring had little chips in them. I spoke with the flooring company and they're sending someone out Wednesday.

    Then in the kitchen, one of the lights is under the air vent. It's weird. They're supposed to send out an electrician to come and move the light over so it's not under the air vent. On the front, there are some things that need to be touched up with paint as well. They did some caulking there and it hasn't been painted over. When I spoke to Tony, the construction manager, he said they had people that day and he asked them to take care of it before I get my keys. But it just never got taken care of so he submitted a warranty claim. I haven't had a chance to go online and see how to do that myself yet, although they gave me some information on how to do it. I was just trying to give them an opportunity to get those taken care of on their end first before I go online and start clicking things.

    The rep, Felipe, was cool. He kept us updated throughout the process. He was good about getting ahead of any issues or things that could have been issues. I've talked to him a few times since we've been here which has been a month or two. They’ve been hands on. The neighborhood is solid so far. However, I don’t think there are too many amenities. There’s not a pool or a playground yet. I think that's sometime in the future they’re building that. Also, the house is not as solid as the older houses anymore. But it's every new house so I’m not gonna go knock LGI for that.

    It was my first time home buying so I didn't know the process on it but Charlotte, the rep from LGI, made it so simple. No words can explain how easy she made it seem for us. I like the design of the home. I was looking for a four-bedroom, three-bath because I got three kids and I want them to have their own room and their own bath. I'm not a landscaper person so the less yard, the better. It's also a small community. I am not into big open communities and that's what really stood out. That's what my wife and I liked so we tried and went for it and we got it. However, the washer and dryer are upstairs and it would have been nice if the laundry was downstairs. But the appliances are perfect and I love them. They're stainless steel and that's a plus. The cabinets are perfect too and the granite tiles are excellent. I couldn't ask for more.

    LGI's price point and location were good. I went in to check out what the availability was and the consultant I worked with was very helpful. There was one particular home that I liked that was already built. Sarah communicated with me frequently through text messaging so I could get real time information about availability. I could make a decision fast thanks to this quick turnaround and communication. She would always follow up and I don't think it ever happened that I'd asked her any question that she did not get back to me about. She is very skilled.

    The overall sales experience has been good. It was very smooth. How the overall home holds up over time is my biggest concern though. I had to spend $500 out of my own pocket for getting home inspections done, which caught multiple items within the home. It should have been fixed by LGI Homes as part of their quality control process. Still, LGI did what they said they would do. They were flexible too. Whenever I brought up any items that needed to be fixed, they were always responsive.

    The build I chose is to my liking but I just noticed a couple of things that I need to put a claim in for, like the counter has a big notch in it that needs to be repaired.     We just bought an LGI Home and we continue to ask for warranty work and get ignored. Our service requests are marked as completed and they never even talked to us much less completed it. Our yard is always wet and marshy. Grass won’t grow due to a leak in the foundation or poor grading. There are multiple holes in our bricks up front. The driveway has holes and is uneven. The front door paint is peeling. The oven drawer is scuffed. There a hole beside the shower that leaks. There paint missing and oversprayed all over.

    We had circuits blowing so we looked into it since they were ignoring us. They used used breakers in the electric box. There are many many people in our community that they are completely ignoring!! The house was never cleaned before move in. Oh and we were promised 2 garage remotes and still can’t seem to get another one. The back door blinds are broken. We will be coming together as a community to resolve this. We moved in in October 2020!

    I was attempting to buy a used home but I was having no luck. I would make an offer and I have an FHA loan. Every time, a conventional loan would buy me out. I did it about five or six times. I got frustrated and I got tired of it. I told my agent to start looking for a new build. During my process, I downloaded every app that I could for house finding. I had six of them on my phone and they were constantly updating me. When I switched to new buy, LGI Homes popped up the housing app. I was looking for a certain area.

    The process was so stressful. There were some times that I was ready to throw my hand in. I was supposed to close one time. They gave me a closing date and I got all set up to do it. I got time off of work. But when it got that close to the closing date, they go, “Oh, man, my fault, your closing date is not till this date.” There were other things where they told me too. My consultant, Charles, told me that the first year of the homeowners association would be taken care of for me and they would pay it. But I found out during the closing that was only if I would use their lender. There was a lot of stuff that I was told that was gonna happen that didn't happen. In the end, I bought a house with none of the stuff that they told me they were gonna do.

    Other than that, the house is beautiful and I enjoy it. The builder was a great guy named Jimmy and there was nothing that I told him to take care of that he didn't come right away and take care of. There are still a couple of things that are pending that need to be fixed but the house is, overall, very nice. I moved in on the 19th of December. The neighborhood is very nice and clean. In the little bit of time I've been in there, I've been happy. Overall, LGI worked hard at making things happen. But they were a little slow. The experience could have been better but it was a good experience nonetheless.

    We purchased our home as a new build in Maricopa, AZ in April 2019. Immediately in May as the heat elevated outside, the HVAC system couldn't handle the demand, even while set at 82*. We contacted Chas Roberts and LGI over the next year and a half in regards to issues and test, after test, after test, showing the system isn't performing to what our 1552 sqft home requires. We were still short nearly 40% airflow. Come to find out the HVAC system was undervalued and improperly sized.

    Even after documentation and meetings showing this they won't do anything. We are now being forced to take it to court. Do not buy LGI Homes. They do not have pride in their quality of work or the workmanship of your new home. You will have $10,000+ in damages and corrections you will need to do. Currently 62 homes in my community alone is going into Arbitration for poor construction. Don't be fooled by them too.

    Chad was awesome. He communicated with us every week and sent us updates on the progress of the build. He helped so much with the lender too. When the lender needed some stuff and they were asking me, Chad reached out to them and cut me out of being the in-between 'cause I didn't know what they were asking for and what was needed. Right now, we're having some minor issues with the warranty, but hopefully they'll get it figured out. The glass shower doors in the master bathroom doesn't shut and then before we closed, we told them about some touch-up paint that needed to be done. The guys came out today and did one of the two.

    I got clear instructions and was able to do whatever whenever someone requested something. It was really easy. The reps I worked with was super friendly and personable too. I would recommend them to somebody else if they were looking for a home. This house doesn't come pre-plumbed for water softening though. Water softening is a big thing in San Antonio, so that's one improvement if I were looking for another home from LGI. Other than that, I like the overall design and the fact that I have a big yard with a nice neighborhood. The public areas are also nice and it feels like a safe community, which is one of the main reasons we got an LGI home.

    We looked around at a couple of different builders and at the time that we were looking for a house, we needed something that was move-in ready. LGI had homes that were available for immediate movement. Also, their financial incentive package for the closing was more generous than some of the other builders. Before I joined the military, I was working as a contractor also. Their methods and their contract explanation of all the building practices and improvements is great. When we came in, they gave us a list of utilities and some recommendations. Everything's going great.

    I liked that LGI Homes was zero down. But they got those signs out now, and it's not zero down. So, that’s false advertisement for one. They need to change their signs. And then, the interaction with the rep was good at first until he took me off the house because him and the loan officer messed up my application. So, they took out the house, and that was a headache and stressful. When they put me back on, I had a whole another closing date. That was unnecessary, if they stopped and actually looked at the paperwork I gave them. The guy said that I lied to them and put 70 hours total and 30 hours of overtime every week. That's impossible on my trade on a regular basis unless there was something major going on. There isn’t anything major going on like that. I told them 40 to 60.

    Have LGI’s guys trained up on what acronyms mean on people's credit report and improve communication. On loan people’s side, have a loan officer who would work a person's loan and not have the person keep calling them. Because I had to keep calling them to see what other documentation I needed and to get updates on the application process. And then once I called it, “Well, let me look at the file and I'll give you a call back. Oh, well, we need this today. We need this right now. We need this by the end of the end of the day.” “Here it is. I'm at work.”

    I went in the attic. I haven't told the construction people yet because I'm trying to deal with another issue. But there's a crack. The whole board is cracked, split down the middle, wide open gap in the attic when I went to get the serial numbers for my furnace, finally, which, two and a half weeks later, I went up there. I don't think that's normal. And I don't know if it's safe or not, but I'm trying to call the VP of the region. I'm trying to see if he will call me back and what will happen with this issue that I had.

    My pipes had clogged up, and I haven't been here but a week. And then the plumbers came out, took them a while to unclog it, and they told me it’s wipes or construction debris from the cleaning people or plain old construction debris that took them a while to unclog it. When I was explaining it to the people and I told them that—someone said that I ought to try to see if I could get my carpet replaced because it's smelling like mildew now. Now I see what he's saying. But when I spoke to the construction rep, “He's a plumber. That's why he's a plumber. He doesn't know what he's talking about.” They told me that they see this quite frequently in these brand-new developments, brand-new houses, especially LGI, with stuff clogging up on people and it floods their stuff.

    This is another thing about the whole plumbing issue and this is why I'm not happy. The plumbers came out. I had to take the day off of work for them to come out and to fix it. So, then LGI came out to assess the damages or whatever, and they see the carpet. So, they put a fan on the carpet, under the carpet. Then they had a carpet cleaner guy come in. He vacuumed up all the water, stop the puddle of water, and then he ran a carpet cleaner over the carpet, not the underlay, the stuff that's under the carpet. I don't know if that's what smelling like mildew now.

    And then, they were talking about towels. I told him, “I use my bedding and comforter or two. Can that be replaced?” “Oh, just wash it.” But that’s besides the point. I'm gonna throw it away. I don't think the person who told me to wash it would have even washed it and slept on that stuff. It’s filthy. But at the same token, you come in and you try to do a quick, wham, bam, "Thank you, ma'am," trying to penny-pinch your customers. You kinda did a good faith, but at the same time, when I bring it to their attention, they tell me they were supposed to come tell me or call me yesterday. Here it is, Tuesday, mid-day, they tell me they're not gonna be able to do anything. How professional is that?

    And it has been the same thing around my lot. Coming into the garage, going into the house, it did not work. My key nor his master key did not work. My key coming from the back door into the house from the backyard, his key didn’t work. My key did not work. “Well, hey, I'm gonna get the contractor to come out there and change the lock or get in contact with you.” It didn't happen. So, another week rolled by. “Hey, what's up with the lock?” “What about the lock?” “Hey. Well, if they don't come out, I’ll personally come out and change the locks.” “Okay.”

    These people are out here building these houses as I speak. They're out here every day. They say they're off Saturday and Sunday. There are people out here Saturday. I don't see anybody out here Sunday, but they're out here Saturday. Don’t give me that. Finally, when I called above their heads about this carpet issue and check up on the lock issue, now all of a sudden, pop up somebody to change the locks now.

    If it come down to the come down, the house is bought. I’m in here. If I gotta deal with it myself, I called up and I'm gonna keep calling up if the problem still isn't resolved and I'm still not happy, until I exhaust my last remedy. I may even file a lawsuit because maybe somebody else is having the same problems. It doesn't make any sense. I bought a brand-new house. I bought brand-new stuff. I don’t want mildew carpet.

    There are like two or three other different companies building in the same area. I could’ve went with them, but I put my faith on LGI because I dealt with them. Before I closed on this house, I had dealt with them like a year and a half before. And it seemed like it was good, but it was in a different location. I was visiting different locations, and I chose this. But now my experience is something else. You have to lay your own grass in the backyard. That way, the house will settle even. The foundation, you have to pay that out of pocket yourself. Number one, penny-pinching. Number two, there are no towel racks in the bathrooms for when you get out of the shower. They’re trying to save money and cut costs.

    And then another thing they penny-pinched on is blinds over the windows. They only provide front blinds. But being that I have no front windows or five windows, they are only in the back, there are still no blinds in the back. Let's say if I had a smaller floorplan, they will provide two blinds in the front. I don't even have those two blinds in the back. And I have four windows. And then I have the door, which also has a little window on it. I went into it accepting that fact. But then when all the other stuff rolled downhill, and I was like, was it really worth it, on top of their zero down? If it's zero down, that means that I have way more than enough reserve to accomplish all this stuff and even hire somebody to do it instead of doing it myself. I lay five pallets of grass in the backyard by myself. I thought it would be easy because I have a hard job.

    I should have went with other homebuilders that I would like down right across the street. I hope that you never ever try and buy a home from LGI and go through as well loanDepot. If you go through another homebuilder and they have people handling their finances or financing, don't do it. Just go find somebody else.

    If we didn't have our real estate person, we probably would have backed out because it felt like I went to a used car sales salesman when we first got here. And our real estate person said, "Yeah, unfortunately, they have to have one of their agents show you around." And the whole process was just like, "Okay, we're just looking right." We were actually really interested, but it felt pushy. It was like, "This a big purchase. I'm not buying a car or a bagel at the store." This is something we got to think about. But whatever, we just kind of bounced it back to our real estate person, "Hey, we're just gonna continue."

    Once we started deciding on signing the paperwork, the loan process too was frustrating, probably the most frustrating part about everything. We initially had our conversation. They wanted us to come. We lived in Redmond at the time. So they wanted us to go to Sultan to sign paperwork. And we were, "Why can't we do that over the phone?" And it was a bit of a hassle. That was during the peak of COVID too. And so we were, "Hey, just to be safe, we'd like to maybe do it over the phone, just talk about what we need and stuff." Eventually, they obliged, which is good. We talked to Kristabelle. She was very sweet the initial call. We loved it. And then it kind of dropped off from there.

    Joe and Kieu were like sales guys. They kept on chiming in. And they were asking us for paperwork for the loan. And we were, "Wait a second, aren't you guys not associated with the loan?" They were, "Well, we only give bad news and we don't want our loan person to give you bad news." I was, "What bad news are you giving me?" “Well, there's not really bad news. We just need to collect this and this and this.” There were three different people asking us for loan stuff. And then Joe, the manager, was, "Oh, you're good, Michael. We just need your wife's information." And then it turns out, "No, you needed my information." So that's what Kristabelle would say, "Actually, no, we need your information."

    It was super confusing and very frustrating. They kept on saying, "We need this by end of day, we need this right now." And we work from home so we have to work. And they would tell us the same day. They wouldn't tell us the day before. Eventually, we just said, "This is really frustrating and we're ready to pull out." We told our real estate person and, “Let's just do this, let's just do one email thread. And if anyone needs anything, they can just do that.” And then Kieu kept on texting me and individually asking for stuff still. And I was, "Hey, man, let's just keep on doing the email correspondence." I don't want to have one person say one thing, then someone say the other thing.

    That was the turning point for us. We just stuck to what our real estate person was saying. She's so sweet and just said, "Hey, don't forget, it's a great investment. It's a great opportunity for you guys to get a home." We're in an apartment. So we just stuck to our guns and eventually made it through. There would be weeks where we wouldn't hear anything and kind of wondered what was going on. We were supposed to close on the 21st, and then that got pushed back, not because of us but because of LGI. "Okay, we'll give you another week." And then that got pushed back again.

    And then we did our initial inspection. We paid someone else to do it around that same time that we're supposed to close. And when we got back, maybe 10% of the things that were on the list were done. And as RIck, the property manager guy who helps to build and everything, was giving us the walkthrough, I was getting frustrated because I was, "Okay, there's paint chips everywhere, there's missing floorboards.” I'm missing a trim in the kitchen. And the kitchen was dirty, the floor was filthy. The microwave had fingerprints all over it. Someone cooked food in there. It's a brand new home. They just vacuumed. They didn’t even do that good of a vacuum job and there was still paint on the windows.

    I was getting so frustrated and I could have been a bit calmer but I said, "Rick, nothing's really done at all on our inspection list. I have to be honest with you, this is really frustrating. I'm walking through here trying to be excited that this is gonna be our new home, but it looks like we're moving to an apartment that somebody didn't want to clean." There are bugs everywhere. I was, "Gosh, dang, why can't we just catch a break with this company?"

    I had to walk away my wife. I had to take over because nothing on the inspection list was done. Almost all the big stuff that were, "Hey, I really wanted us to have that touch-up paint on the wall. It looks completely uneven, and the floor's been dirty, and missing stuff in the kitchen." There were two items on the list that Rick still hasn't done. There was supposed to be an elbow connector on the condensation pipe outside. That still hasn't been completed. And then in the garage, there were exposed wires where the sensors are. And he said, "I'll take care of it. I'll take care of it." But it still hasn't gotten done.

    And then there was a broken pipe PVC pipe in the backyard that I just said, "Hey, as a courtesy, you guys pick that up.” I don't want to have to pick up after your guys' workers. I understand they're probably just doing their thing. But that still isn't done either. So we were still dealing with things that weren't on the list. And he was just, "I don't know what else you want me to say, I'm sorry." I was, "I don't want you to be sorry, Rick. I want to be excited about moving to a brand new home. That's a lot of money for us. This is our first huge purchase as a married couple. I'm not excited about it and that stinks."

    I want to be excited. I want to be like, "This is awesome. I can't wait to get in here." And it just wasn't the case. It felt LGI has been more so the burden than, "Oh, my gosh, I want to hug everyone from LGI." If our real estate person wasn't here, we would not be in this house right now. She was just such a good voice of reason and just, "Hey." Because she worked with them before. She said, "This is just such an odd case. I'll give feedback to the company. This is not how it usually is. I've sold a house or two with LGI and they're great." She even told Rick, "I've done a lot of walkthroughs with my clients. And this is probably the most undone checklist from our inspection that I've ever seen." He was like, "Really?" And I was like, "Oh, gosh."

    That was the experience so far. And it has been a bit highs and lows. We just want to stay the course because we believe in the property. It's such a cool concept to have, like USDA land and we really like LGI's designs too. That was something we were looking at beforehand. I even got somebody to sign up and buy a house. They're moving in June. So, I'm a promoter of LGI too even having to deal with all that crap. I still believe in, "Hey, this is a great deal for people to get into homeownership." We have a couple from work. I told them every single detail about it. And they just signed up last week to get a house in June. They're trying a build it also.

    It has definitely been a journey and there are a lot of opportunities for Joe, Kieu and the property manager guy. Kristabelle is super sweet. It felt like she was getting pressured from Joe to not say anything, so I don't want to be too hard on her. But it's a bit frustrating too because we're trying to reach out to her sometimes and we wouldn't get anything back. I already recommended LGI Homes for people. But the experience with LGI has been not great in general.

    When I first called, the initial consultant I spoke to lied to us a bit to get us to come and see the houses. But Angie, the one who helped us out, did a wonderful job. Since we've moved in, we've noticed some issues, and we're still waiting to get response back from our claims. But the build is okay. Just during our orientation, there were a couple of things that weren't done. We closed a while ago, but we just moved in two days ago. We have two showers, like a stand-up shower and then a tub. Our shower wasn't done, so we couldn't shower in it. And then, the water in the tub doesn't drain. It's an issue because since we can't use the other shower, that’s the only tub we can use. It has been a little over two weeks and we still haven't got any response. Besides putting in the claim online, there's no other way to get ahold of them. Customer service needs to be worked on.

    I lost my home in Southern Oregon due to a wildfire. And I was looking for another home. I didn't want to deal with an already built home because I've been through that before, five years ago. And I thought, “Well maybe I'll do something different. I've never worked with a construction company before.” So, I went with LGI. I wanted to go to McMinnville, and all their homes were sold out. So they suggested that I contact Washington. That’s what I ended up doing. Don't ever buy a home when you just lost one. That's a warning.

    I got an inspector before I bought my home. There were a number of things that needed to be done. I would recommend an inspector when you're buying a home. And then you have to get back to the company, make sure that things are done. I'm still waiting for some of the things to be done. My biggest complaint with this company is that you can't make any changes during the construction. I haven't moved into the house because I'm in the middle of doing remodeling with the home that I just bought. They were talking about putting in some park areas and walking areas, but none of that has been done. It's being built. I tried to get out of the deal. I had buyer's remorse about the home. I wasn't sure I wanted it after all. Unfortunately, you can't get out of it once you buy it.

    I sent in the email and stuff like that with LGI. I got this one Realtor and I set up an appointment with him. It went all right. I just didn't like what he said to me. I called him and said that I would look at LGI Homes over at Thornhill Road and Spirit Lake Road. We met over there that evening, me and my wife and my Realtor. He took us to a full bedroom and a three bedroom. He took us to three houses. But the Realtor didn't know my wife and so right then, that was a bad move for me with that guy. He was probably joking. But he shouldn't have joked with me like that especially when he was trying to sell a house. I would have built there in Winter Haven, but when he told me that, though, that just took me for a loop.

    Another thing that I didn't like was the interest rate because first of all, my credit score was almost 700. I figured I could have at least been at 2.5 or 2, but I settled for 3 because I had to buy it out. I had to spend extra $4,000. Then I could have gotten a better deal with Four Seasons and spent like $5,000 more. However, back in June or July, my credit was getting there, but it wasn't quite there. I could have waited. I could have gone to USDA too, as a person with knowledge and with friends that know every damn thing. But my wife was aggressive. I didn't take the first step. I just went with my Realtor. LGI was a good deal as I didn't want to live in a big city like Winter Haven and Lakeland, which is growing rapidly. I would like to have a small town like Dundee. I'm satisfied overall.

But one of our least favorite is just how cold the floor is. Then I was bummed that it's 2-foot on-centers for the walls. I would have liked to have had 16" on-centers.

    We are happy the price was right for the home and we have not run into any major issues, but we've noticed that it's not 100% tidy. We were displeased with some of the finishing touches. Even after doing the inspection, pointing out issues for like cleanup, there are still things that were leftover. There's some paint on some windows that still needed to be scrubbed off and there were some moldings that had some issues. In the back, they got paint, like they're spraying something and they did it on the concrete which left an L paint mark on there. They said they kind of tried to get it off but they weren't able to so they left it as is.

    One of the other things we weren't fully pleased with was that as the house was being built, we were told we'd be getting progress updates every week on what was happening. That part was technically done but what our agent from LGI Homes did was say, "You're construction's progressing nicely." That was all the feedback we got. We ended up going out on our own to visit the house every weekend so we were able to track the progress that way. More defined progress updates would have been helpful.

    I was looking for some land and LGI was in the area there where I wanted to be. I preferred to get a brand-new house because for what you can get an older house for, you can get a brand new one for it. The only thing I don't like about LGI is they don't offer you any options. I wish they did. Every now and then you might get a choice but they don't give you any.

    My salesperson was okay but I had a real issue with his supervisor, Tim. He wasn't helpful. With the customer service for the side of the manager, I expected more from him. I was given some misinformation that almost made me pull out of the deal. But the area I wanted meant more to me than the misinformation. So far, I love the quality of the house. The construction manager, Jason, is great. He explained everything and he did a walkthrough. He has been very helpful and I'm confident, hopefully, that my house is well-built.

    We were impressed with LGI Homes and the price was right, which sold us on it. We signed papers in August and we closed on December 22nd. I like the location and the spaciousness of the home. Josh, the rep, was good to work with. We have a couple of little things in the house now that we need them to address but other than that, everything is good. We contacted Luke, the project manager, because there was a toilet paper holder that they didn't do right. It's falling out of the wall. There were a couple of other issues but the biggest issue was that right before we closed, the paint was peeling off the walls. They painted it and textured it when it was 20 degrees outside and there was no heat in the house, which was why that was happening. They had it taken care of within a matter of a couple of days before we closed.

    We dealt with LGI Homes located in Kings Mountain, NC at Beason Creek. We were set to purchase the home at ** Kings Mountain, NC 28086. LGI Homes must teach their employees to mislead customers because that’s exactly what they did to us! Lies and unfulfilled promises is what you will get from LGI Homes! Not to mention that they aren’t even accredited with the BBB and every one of their reviews are F’s... unless you live in Arizona, which is so weird! But they don’t like it when you tell them you will be getting your own home inspection because they mess up stuff and have to fix it. This made them so mad at us that after we “mentally” moved into our new home, we were told more money was needed at closing after a low appraisal came in $5,900 short of the asking price.

    They produced zero proof of said appraisal and refused to come down in price and this in return caused the contract to be broken by them and allowed us to walk away from the home with ALL of our money returned.     We were trying to go house viewing. The sad part was that because the houses were getting sold faster than they were getting built, the only thing we could view was an empty shell, no furniture, no kitchenery, no bathroom stuff anywhere. We just had to imagine it so it was a little rough at first. We went ahead and bought a house and went through the whole applying process.

    However, the home needs to be improved. My wife found a lot of things that needed to be fixed. She's at least got over 30 work orders and she's still putting in more due to the lack of attention to details on people who actually built the house. But then the neighborhood right now isn't bad. Technically, it looks like there are only maybe 20-ish families that live in our community through LGI. There's still another 70-plus houses that need to go up still. My commute is a lot longer now. I'm military so we lived on base. But I got tired of seeing my money go towards rent so we decided to buy a house. It's better that we feel like we actually got something we own now. It has helped us feel a little bit better about where our money is going now. Overall, LGI is fair, but you need to ask more questions.

    The person that I dealt with at LGI made me feel comfortable and he sounded very knowledgeable. He had a nice way of talking and made me feel like I was on the right track. It was great. From the countertops to the flooring and the cabinets, the quality was better than your typical generic type of product. So, I appreciated that. That was nice. The community is good. The area that they're building at is a small Townsville and I like that environment.

    There is a downfall though. The HVAC is not getting any airflow downstairs. I was given a temporary fix to rotate my living room fan clockwise to try to pull some of the hot air upstairs down and it works and it's fine. So the first couple of weeks, I was freezing downstairs. It was in the low 60s. I didn't know if it was me but I realized it was something that had to do with the airflow because I closed off the vents upstairs and then downstairs, I made sure they're all open and I wasn't getting any airflow. So, I was sure that there was no heat coming out. That was about 10 days after my move in and I started notifying everyone that this was going on. I got a run around where they were telling me that it was something that I was gonna have to go to the warranty people. They refused me and they said that this wasn’t a warranty emergency issue. I got to go back to the LGI guys.

    I went back to the LGI guys, talking with my lender and then the construction quality manager. He ended up calling the warranty guys back and saying they needed to come out here. The schedule got screwed up and they never got ahold of me on whether they were going to come out. I kept getting text messages saying that if I haven't heard from them, let the guy know. So I texted everyone back and I said that I haven't heard from anybody. It’s still a problem. I was told that the construction manager went to a different division where he's doing something else so he wasn't available anymore. I went back to the lender and he told me to send out another warranty through the website. So I got deflated with all that and I haven't done it yet. It's back in my plate to go back to the warranty guys and send them out another message to get people alerted again.

    There was another issue with the concrete. I have a huge broken-off piece on the front door porch area. The LGI reps went out there and tried to patch it. The patch got all broken the next day and they hadn't come back to fix it. I hope that I'm just the one case situation and not all the other homes are experiencing the same thing. I was trying to get all these little issues fixed that was there before I moved in. Otherwise, the house is great.

    Matt was the name of the home consultant we worked with at LGI. He was very by the book and was very informative. But there could have been more communication towards the end because my completion date kept getting pushed back. There was also a big issue with where the tanks were placed on my property, which inhibited me from building a pool in my desired location. So I was very upset about that because they did not communicate that to me.

    My other issue is that you pretty much get stuck with what they tell you to have. I thought at some point or through the process, we would go to a design center and be able to pick out hardware for the cabinets and little extra features like a double sink. But that is not their niche. There are some things that were very nice though. I like the color scheme. We were also lucky enough to be the first house that they put wood floors in. But I would have preferred it through the entire house. They didn't put it in the bedroom. So there are a lot of things they get to make those choices. Whereas a home buyer, you should be able to have some input into things of that nature.

    I like the fact they have a park here in the community. My biggest drawback is that there's one way in and one way out. I would have thought there would have been two entrances and exits within the community. But it is what it is. I was too far along to pull out because several times I thought that I would go with another builder. But the completion date was further out and I just did not have the time. If I had a choice, I would not go with LGI again. I wasn't very happy with the overall experience.

    So two and a half years ago, I decided to buy my very first house. I was super excited! Got a flyer from LGI and met with a consultant. The consultant was great except for one thing...He told me my property tax would increase, but “predicted” it to be almost 200 dollars less per month than it actually increased to. I feel like a consultant who worked in the area where other related LGI homes with similar tax prices were, he wouldn’t have made that “mistake” unless he was lying.

    Second, within the first couple of months after buying my water heater stops working. After them “fixing” it twice, they told me they were going to put in a new water heater. When I asked if it was a new water heater they had originally put in, they said no. For a new house to be built, there should be new appliances to go with it, not old or used ones! This should have been my first clue!!! Several of the cabinet drawers were not seated correctly. The fences are not sturdy whatsoever. After a couple of mild storms, they started swaying really badly and I’ve seen a LOT of residents had to repair their own fences.

    Approximately a year and a half after purchasing, I woke up and realized my furnace had tripped and there was no heat in my house. After trying to turn it back on, it would not hold. After a professional came out, he said the furnace’s electrical high voltage wire was fried. After repairing it, we also found another small cord that appeared to be fried that was also previously in the furnace and appeared to have had to be cut out. I was not told about this problem before buying the house.

    Also, approximately 2 years after buying, I hear my ceiling leaking in the garage. After a different specialist came out, he said the connector between the two main water line pipes was incorrectly sized and installed by LGI’s builders which caused the connector (I say connector, the specialist said a more technical term I cannot remember at this moment) to pop off and caused the leak. The specialist went with me to the office on a week day, during normal open hours, and no one was there. We also called the number to call and nothing. Filed a claim with LGI and they basically said it was after the year warranty and they were no longer liable.

    This year I’ve also had problems with appliances staying tripped at the breaker box. My fridge makes awful noises all the time and I’m afraid it’s going to break any moment. I’m also afraid my furnaces wire will fry again soon. The siding on my garage door is peeling off and does not stay. The small thin strips on the top of the house siding, just underneath the roof, seemed like it was glued on by a five year old and is coming off as well.

    LGI seemed like a good idea at the time and was cheaper in perspective of renting. However, I have spent way more money fixing and repairing stuff that should not have been an issue in the first place. These houses are not well built and I absolutely couldn’t recommend them to anyone looking to buy a house. Hope this helps!

    We were in a situation where we were suddenly kind of blindsided by the place we were renting. They were wanting to sell it. So, we kind of had to find a place that was quick move-in. LGI had a lot of move-in ready houses and they were being built to spec. So, we didn't have to worry about getting kind of overflooded with, "Well, what do you want for your mantelpiece? What kind of flooring do you want? What paint color?" Everything was already kind of taken care of. So, it helped alleviate a lot of the stress, too, with the homebuilding process. It was a stress-free homebuying experience for a first time homebuyer. The consultants were always responsive. They got back to me relatively quickly. I worked with Jason and Nita in the loan department.

    The quality of the home is good. There's a couple of spots that need to get touched up and so I do have warranty claims in to get those fixed up. I'm just waiting for the builder to get back to me on them. Jason who works for LGI Homes was the one that actually got them put in. I just let him know, "Hey, this spot has something wrong with it," and he went ahead and got the warranty put in. With the holidays, it's taken them a bit longer to get in and get it fixed.

    I like the community. They've got two parks that are LGI parks, and just right around the corner is also a city park. So we're close to some internal parks and to a city park. There are four bus stops within a 5-minute walk. So we can get to a number of things there. There's a grocery store. It was 5 minutes and 10 seconds for my daughter and I to walk down there. There's a coffee shop just right at the end of the street. It's a barista training coffee shop, so it's kind of cool.

    At my age, I needed something smaller, but truthfully, I don't like the home. I don't think it's quality construction than I'm used to. I also wish they wouldn’t use such cheap materials and that they’d put a few more inches of space. It's really tight. They don't give you any extra room. On the other hand, I liked the salesman that we worked with, Brett. He was very good. Because I know people that live there, I went with LGI Homes. Everything went fine. It took a couple of months and it went smoothly.

    At first, it seemed like it was easy to get into a home, but my wife and I have been looking for a couple of months. With the way the market was doing and me using the VA loan, it was proving difficult to find something that we liked, that we could also afford and that wasn't being pursued by 90 people at once. Once we went to LGI, we ran into Ben. We had a couple interviews with other new home builders, and Ben made us feel comfortable and assured, so we went with them.

    Before we closed, LGI Homes was phenomenal. They made sure they kept us updated. Every weekend, we would come out here and Ben would text us pictures of the house in progress. We loved all that, but after we closed, there are some little things that we would like to be better. We were supposed to look in our house and if any issues came up, we were supposed to put a claim in and they would come out and fix it. That was where the issue started. Nobody was answering our phone calls or I was calling five times a day. Some of these issues weren't significant, but I bought a house that should have been finished already. Some of the things that were supposed to be done weren't.

    It was a good month after we closed that we finally got ahold of somebody to come out and fix some of the stuff that wasn't done. That really bothered me and my wife. Maybe it was our fault but when we closed, we did the walkthrough and I told them everything that I saw. They were there. It took a little while to get that done though. We're still going through it too. If anything breaks within the first year, they can come out and fix it. We put in a claim a week ago, and we haven’t gotten any emails or phone calls. Still, I'm in a home, better than the way I was before. I'm sure my wife could say the same. Honestly, as first time homebuyers and a newly married couple, we have nothing to be complaining about.

    Updated on 01/29/2021: To comment again, I have already posted several times about the bad warranty repairs for those who bought homes from LGI, I contacted several people which are Mr. Jeff ** in charge and managed the warranty of the projects, I went to the sales office and there I spoke with the manager Mr. ** which would indicate to Mr. ** would take care of the situation indicating that they were in quarantine and several days later came Mr. Shawn ** and Mr. Shawn **. Mr. ** would take care of the situation indicating that they were in quarantine.

    Several days later came Mr. Shawn ** who told me that in 7 days they would come to repair the problems. Well I already took the trouble to try to go to the relevant agencies to urge people if they are going to buy a new house to check and inspect it well but if they are veterans I will leave information where you can communicate for these problems created by these people responsible.     Original review: Buy a house by March 6, 2020, after 4 days a water pipe broke causing damage to the pizo and others repaired the water but have not repaired anything else was made the requirement and I understand that the pandemic results in delays but is that I have never repaired the defects that were indicated to the month of December have not repaired anything. The absurdity of this is that Mr. Jeff ** and others do not answer any call and the warranty page of LGI Home appears as if they were completed work. I recommend that before you buy, you should check your warranties, because just like me, there are several owners who are in the same area and we don't receive a reply.

    The rep explained to us everything and how these houses are built different than some other houses. He impressed us and that was a good thing. When we showed up, he asked, “What are you looking for?” We said, “We just want a big home, spacious.” He showed us the layouts and the plan for the houses and said that they had some model homes if we would like to go see it. We went with one of the bigger houses, and he said, “Okay, we’ll take you to one, and it should be ready.” After that, we said we liked the style and we chose that one. He explained to us everything that happened. It was a good experience. LGI Homes was helpful as well. They reminded us every time we needed to fill out some more paperwork.

    The house still has a couple of flaws. When we went to come do the last walkthrough, we mentioned that one of the lightbulbs was falling out. They said they'd fix it. There's another instance where we barely put the stuff inside and the light hinge fell off. They said they fixed the first one, so we're wondering why it keeps falling out of place. All in all, there are some minor things that maybe can be fixed, but everything seems fine. We came from Irving and we moved an hour away from where we used to be. Moving all the way to Princeton, which is a smaller town, is something to get used to. Other than that, we're in an amazing community. We love that we have enough space that we don't feel so close together. We all have our personal space and everybody seems friendly.

    I was living in California and needed to move near the Nashville area. I was searching online and I also had an agent who was finding places for me. I thought it would be nice to live in a newly built home, so then I started looking at new homes that were being built in the area and came across LGI. Their homes were affordable and about the size that we wanted. We wanted a single-story home that was small. We weren't looking for some of those large ones. LGI Homes had everything that we wanted, so we chose them. We were able to look at the house online. My daughter lives nearby and she took some photos as it was being built.

    We originally picked another home, and this one came open. The salesperson said the lot is huge and the house is small. She also said she thought we would be happy there. The house is cute and it's everything we wanted. There were certain requirements that I had and I would go see other houses and they didn't have all of them. This one did. There were some that had everything, but some of it is smaller. It's 1,300 square feet, but the two little bedrooms are super small. We wanted three bedrooms, so we got this house and we just occupied the property a little more than a week ago. There's a garage and a backyard. It's on a cul-de-sac too.

    Sam was our home consultant from LGI Homes. He was very personable and reliable, and he made a good impression the first time I met him as far as showing me the houses. He was very persistent. He always contacted me and said, "Would you like to come by and see the house?" or "What can I help you with?" His availability is awesome. I've never experienced anything like his follow-through. The four months working with him, he made what could have been a stressful experience one of the best experiences ever. As far as the home, I fell in love with the floor plan. It's in a nice community. It's very quiet, and I like that. My street is pretty diverse, too.
