    My home consultant Henry and I have very good communication. There was gonna be a delay with my roof and he kept me up to speed with everything. His customer service stood out. If he didn't have the answer, he would direct me to his supervisor. But it took so long to get in the home due to COVID. Also, the only thing is that the gutters are situated at the right side of the house. The front of my house fills with water whenever it rains. They should have put another gutter. Other than that, I love the layout of the home and the appliances. I love that the community is all new homes. It's a brand new neighborhood. My experience with LGI has been pleasant. With anything that has come up, the team I had has been amazing.

    We had some problems with the LGI rep who was doing our walkthrough. We had to go to our sales rep and manager rep to get things situated. It was a bad experience and we almost backed out of buying 'cause the guy was such a prick. We walked through the exterior and interior and we pointed out things that are messed up so he could mark those with blue tape and have them fixed. They said their goal was to have three pieces of tape or less and we had 40 throughout everything. There were a bunch of scrapes and chips on the floorboards as well as a lot of places that needed paint. It was just ridiculous.

    The LGI rep who did the walkthrough was getting frustrated with everything we were pointing out and he started getting the attitude. We got to the cabinets in the kitchen island and there were scratches on our brand-new cabinets. He was saying, "Well, that's kinda how it is. That's as good as it's gonna get.” And I told him, “No. We want that replaced.” But we still haven't got that replaced or fixed. The sales rep and manager said that that would be taken care of but the cabinet company hasn't come out yet.

    We finished the walkthrough for the sake of it. I went to talk to our sales rep to let him know how everything went. After that, the walkthrough rep turned the page and his attitude changed. He's been coming through and fixing everything that we pointed out besides the kitchen island. I wouldn't recommend LGI Homes to anyone because of what happened. But the quality and the cost is fair.

    I like the open concept. But communication wasn't that well with the lender and sales. I asked for the room sizes and got the runaround about that. I was told by one of the sales agents that they don't give that out. They said that was a big deal. I also had questions about the rates, which the prices were changing, so I was concerned about that. They ended up changing the price because the appraisal came in lower than what they sold the house to me for. There was some stuff in the house that weren't finished, and we noted that on our walkthrough.

    I initially backed out of the house at the last minute because of the way LGI's rep was talking to me. I didn't appreciate it. A month or two after I told him I wasn't interested, another agent called just before they closed my file. He said they wanted to reach out and double check. I went back to LGI and I told them how the other guy had not left a good taste in my mouth. This new agent made everything right and it was a very pleasant experience.     Their reps helped me out with a lot as far as filling out the paperwork and stuff I need to take to get everything situated in order to close. There was Bryce, whom I did a walkthrough with, and Katrina who helped me with the paperwork and directed me to work with the loan officers. She and Bryce helped me out all the way up until the closing and until I got my keys. I had some issues on certain things and I'm making sure things that need to be repaired get repaired. I'm displeased about the way the houses are kind of close. I don't have enough of a yard. Also, they can go more in-depth with certain areas, as far as the AC units and all that, how long they take, and what material they use to build a house.

    We put in offers on a couple of existing homes and the offers got blown out of the water. The homes were getting bought up by cash buyers and you had to give a lot of appraisal gap or quick inspection. You had to sacrifice a lot and it was challenging. So, I figured that a new build was the only option, so that was what we did with LGI Homes. In hindsight, we're happy we did it because when you buy an older home, you got to put a new roof on there and the cost of a new roof and all the other repairs is shocking.

    We worked with Jason and he was responsive from the initial call. The process was pretty straightforward and every week, we got a phone call giving us an update on the whole process, how far they've come along, and the next steps. Jason wasn't a salesman and he wasn't pushy. I like that he just gave us the information we needed and answered any questions we had. He was really honest with answers and I feel like I know he'd get back to us. I also never felt like it was the sales gimmick. The only challenge we had was the mortgage stuff and that was priced separately from LGI. Also, the sheetrock on the house is thinner, that's probably common to Florida, but it's a different sheetrock from what we normally use. Other than that, we got a block home and it was a great deal for us. We had a building inspection come through the day before signing and he said that it's a well-built home. In that regard, we are satisfied with the quality.

    My representative was very informative. Everything he told me, he kept his promise. I recommended him for someone else. The model that I chose is not actually the complete model that I got.     I drove down to Bowling Green, Virginia to look at homes. We had an appointment to view the home, but it wasn't finished, so we decided not to go with that company. I was staying with my parents, so we were rushing. On our way back, we saw the LGI signs. I was working with a real estate agent and I had her reach out to someone here. I got an appointment to come view the finished homes and made the decision. It was a reasonable price. LGI Homes wasn't my first choice, but this was in one of our choices. If they would have at least a couple of options, it would be good. It makes it easier with the choices made, but I wish that some of the choices, I could pick what I want.     Overall, as far as the processing time and how LGI was handling things, I was totally pleased. The only thing I had one issue with was trying to get in touch with customer care. I was about to back out. When I first applied for the home, I had to put down $1,000 to hold that particular home. When I put the $1,000 down for the same home that I'm in now, the price dropped. I had to do another application for the new price of the home. But they made me pay another $1,000. I would understand if it was a different home. But for me to give out another $1,000 on top of the other $1,000 I was gonna give, I was not pleased with that and I'm still not happy with it. I'm going into the home that I wasn't pleased about.

    The home consultant was nice enough and he was helpful when he could. Also, I had some issues when I did my home inspection and the construction manager was nice and professional. But there's information that I requested on repairs done to the house after my inspection that everybody refused to give me. One of the things that we found during the inspection was that there was a roof leak. They supposedly fixed it and I asked for a backup showing that they had fixed it before closing. I decided to just trust them and believe that they had done everything but now that it rained, I got a huge leak in the garage again. They got somebody out here and I'm waiting for the next rain to see if that worked. They're supposed to come back over the weekend. I'm not thrilled but it'll get fixed, I'm sure. I'm not totally dissatisfied with LGI but if I had to do it again, I wouldn't go with them.

    We were moving from out of state so we needed some time from closing and finding the house. A new build would give us that and LGI had that flexible choices of when the homes will be available or when the expected closing will be. The loan officer was very on top of things. We had calls scheduled and if it's just a quick question, such as a reminder of when things are due or what's needed, We usually communicated through email or text. But if it's a bigger situation or concern, where it'll need to be a call, we usually have a phone call.

    I was impressed with her being prompt. We had a little bit of delay from my employer and my loan officer was very much aware of things and kept in touch with me to make sure we'd still be able to close in time. And we did. The only reason we got delayed by 24 hours is because there was a broken window in the house. The home is good and we're very happy with it as our first home. The problems com after settling in. As of today, we still have work orders that haven't been processed. But those just need to be processed and fixed. The built-in exhaust fan in the laundry room just fell yesterday. So, that was quite surprising. It would be very much appreciated if we could have our exhaust fan and other things fixed in a timely manner.

    We're one of the first people to move in and half of the community is still not here. We have seen some recent concerns and this is probably because half is still in construction, where people who don't seem to live in the community are walking around or just there. LGI is definitely good for a first home and the buying process is much smoother than what we were expecting because of the stress of home buying. We were very happy with that process.

    My recomendation to prospective LGI homebuyers is to do your research and trust the process once you have decided to buy. Here are some key takeaways from my homebuying experience:

    1. LGI Homes will insist that you use their preferred lender - Loan Depot. I used Loan Depot as my lender. However, you must pay attention to every step of the process. You need to know the difference between an VA, FHA, and conventional loan BEFORE speaking with the loan officer. Loan Depot will automatically steer you towards an FHA loan (if you are not going VA). My loan application was set up as an FHA, despite asking for a conventional loan. The loan type was changed to conventional only after I reviewed the documents and demanded that it be changed. Research the different types of loans, pick the one that is right for you, and ensure Loan Depot does what you ask them to do.

    2. The estimated closing date will probably change. My estimated closing date was changed THREE times. When buying a new construction home, expect delays. My advice is to be flexible and stay in touch with your sales representative as you approach the estimated closing date.

    3. I rate the quality of construction as a 4 out of 5. Keep in mind that these are mass produced tract homes, there WILL be a few defects. Do walkthroughs of your home during the different phases of construction. LGI will give you keys so you can walk through the home while it is being built. Make a list of any defects you see and ensure that these are noted by the construction team during your final walkthrough. If you notice defects after the fact, submit a work order on the website. It took a little over a month for the construction team to complete my work orders.

    4. LGI homes are pretty basic, but they come with some great upgrades. If you are buying in California, you get solar included! You will save money on energy costs. The homes are very well insulated and come with a great HVAC system as well.

    Overall, I am very happy with my LGI home. I'd recommend LGI to anyone looking for a new build house. Thanks for reading!

    We had a down payment on a home in Cambridge on the Eastern Shore. It was the same exact house as LGI had. It had the same color and style and it’s all on one floor. We lost the house because of me being in the hospital and didn't know what was going to happen. So, when we saw LGI, we decided to buy it. We just had a few little minor things that needed to be taken care of with the quality of the build. But it was a great experience with the rep we worked with. He was very friendly and wasn’t pushy, and he answered everything. The community is very quiet and nice. It’s what we wanted. We sit out in the evening and we watch the deer up in the field.

    I like new things and I like to be the first person to use what I pay for. So, it's just my style, which was why I got a new build from LGI. Phil, the home consultant, was very professional and precise. He went beyond to make sure that he did good for the customer. I commend them for that. He focused on us and made it personal with us way better than everybody else who tried to reach back out.

    The home is nice but we found a couple of things that were drop-dead rushed. But we've been good about fixing them, like doorknobs falling off. We noticed today that there's some marbling in the kitchen. When we set our drinks down on the kitchen counter, it would change colors then after a minute, it would go back to the original color. We googled it, and it said there's a coating that should be put on the marble. Other than that, everything's been good. There was an actuator issue with the AC, but Airtron came right out and got it fixed. I'd recommend LGI to anybody looking.

    At first, I was very apprehensive because I felt it went way too fast. It was a little bit scary because I didn't know what questions to ask. Once we had closed on the house, that was when we had some issues. We did our walkthrough and we understood that the house still had some finishing touches to do. None of it seemed a big deal. We closed on the house on the 29th of last month. We didn't officially move in until last week. The things that we saw on our walkthrough which LGI said would be taken care of weren't. Nobody was talking to us and arranging time for us to come and check out the work. It was like we disappeared.

    Our movers pulled up and half my driveway was dug up. The claim was that they didn't have my phone number. Our biggest thing now is we still don't have a shower door in the master bathroom. Also, the shelves in the cabinets in the bathrooms were not installed. Some pipe broke that was why they dug up the driveway. The hole is still sitting there. They said they are gonna come take care of that but nobody ever does. But we still love the house. Our kids are like different people now. Even our animals are perky. We don’t regret the purchase at all.

    A close friend moved into an LGI home, and they recommended them to us. We checked it out and it fit what we wanted. Them having a new grounds in Vacek Meadows was good because we wanted to stay out further in the country and not have as much city life going on around us but still be close at the same time. The reps helped a lot. They were patient with our questions and weren't getting upset with us whenever we were coming to them and calling them past 8, 9 o'clock at times. They were very kind through the process and generous with their time.

    We appreciate the quality of the build. If there were any issues, the builders were very open to coming back and fixing whatever other things we saw that needed to be fixed. My wife likes the larger size kitchen and the more open layout but I would have liked to have been able to choose a few other things before the purchase began.

    Everything’s been good with LGI. What was challenging is the gate doesn't fit correctly. So, I have to kind of stick it shut for now, and I’ll figure out how to fix that. Fences here go so bad so quickly, and they don’t do permanent fences. So, I got to fix the gate. Other than that, we like the house. I do like the granite countertops. I'm glad I did research and found out they actually stain. The gentleman who showed us told me, “Be careful what you put on it because certain cleaning products would stain it.” So, I’m glad I didn’t do that and that he told me that. I do like that there is a fan on top of the microwave that goes outside instead of just having a fan that pulls the air out.

    It’s been a great experience just trying to get everything going. It took a little time to get the approval because the girl that was doing the approval was sick. So, we were having a hard time communicating with her. She did a great job, though. I recommend LGI. They are really good. I really enjoyed everything. Everything was straightforward. They told me everything.

    The consultant has been wonderful, but the contractors have not been so great. There are lots of things that were not done properly in this home, and they were supposed to be taken care of before I moved in, but they weren't. I've got to report that to the warranty.     The purchasing process with LGI went by fairly fast, so I appreciate that the most. Their attentiveness was good too. This is my first time buying a home, so I had a lot of questions and they were able to answer my questions really fast. I like the new home because I like the location. It's kind of secluded from the city. In terms of foundations, there are no issues.

    I did have a problem with the dryer. I moved into the house in early July, and I ordered the washer and dryer. The washer worked fine, but the dryer didn't. So, I kept getting new dryers delivered, and then, none of them worked. It came to a point where I said, "You know what? There has to be something wrong with the outlet for the dryer." Today, they came in and fixed it, so now, my dryer works. It worked out that LGI used the builder's lender. Everything was super easy. The zero down kind of border that they have on the community when you'd come in was true in my sense. I appreciate that. Overall, it was a good experience.

    LGI has a smooth home buying process, but one of the big complaints is I requested the walkthrough in advance. I requested at least more than three times because I was concerned if there was some minor or major issue that needs to be fixed. Eventually, their response was it’s gonna happen a day before. If something is not completed, either I cancel the closing or I have to live with an incomplete house. I pushed and pushed, but they were not cooperating. I pushed strong enough, and then we did a walkthrough the day before. As I expected, the paint was not complete. Even the kitchen door didn’t have the blind. They had more than enough time to fix all that and have a walkthrough but they never cooperated. They pushed it up to a couple of hours before the closing. They said that they were going to order the door but even today, I checked with them about the status update, and the door is not replaced yet.

    They were working up to the point that we were closing. They rushed it and then the paint is all over the carpet now. I complained about it, and nobody ever came. Whoever it is that painted was not supposed to paint over all the panels for the switch, but they did the entire house. We requested to clean it or replace it. I knew it because it's not going to be really cleaned.

    It was not an unavoidable condition. I had seen the house condition way before. Then I requested, “The paint needs to be done.” What they kept saying is because it’s not closed, there are still people that walk in but at least even in their paper, the walkthrough should be done 72 hours before. That never happened. They just gave the house as is.

    I was with my Realtor all day and we were looking for homes. I didn't want to give up. Around 7:00 at night, I called LGI and said, "I saw that there are some houses that are new in our price range. Can you give me some more information on it?” The rep gave me more information on it. He told me, “If you want to come in and look at the houses, that's totally fine.” I said, “Oh, but I noticed you guys close at 8:00. Are you sure?” He said, “Yeah. Come on in.” So we came in. He showed us all the houses. We chose a house that we liked and he was very helpful.

    But, as time went on, he wasn't as helpful. He didn't explain that well to us and didn't tell us things until it was supposed to happen. There wasn't much communication after. It was only more communication if we called. We're first-time homebuyers and we had a lot of questions and a lot of trying to understand. They took it as we already knew what we were doing. But, we didn't. But overall, he was very nice. It was an easy process. We're very happy. We have our first home and we love it. We're a family of four. We wanted something that was spacious and open. Not too little, not too big. It was roomy. Everything was decently-sized for us. It had a nice, decent and covered backyard. It was perfect for us.

    I had a very smooth experience with LGI. We had the best experience with the Realtor, Murray. He was excellent. He did the groundwork for us. We felt confident going forward with the entire process. He wasn't pressing. He left it very open, but he was quite knowledgeable and honest about the entire process and the financial aspect of it.     I have a credit issue and due to the fact that I was a veteran, they financed me for a loan. My process went fast. Working with the rep was okay but their contractors should have taken a bit more pride in their work. They didn't work as well as they say and didn't do the best that they can to the home. Even though they had to go fast, the work should have been better. They didn't make sure that the covering for the door was secure so insects were allowed to come in my house. I had to hire an exterminator. Also, my AC went out on the first night. Additionally, some of the stuff like the vents in the house needed to be sealed. Plus the turnaround time to check on your stuff, even when they put it on the internet, takes a minute. So, the turnaround time is not really that good. Other than that, getting a house this fast is good. Helping people who have credit issues is good as well. Going with LGI was a good experience.

    There are some stuff I like and some stuff I dislike. The house is brand-new and it's roomy. The granite island is nice and I like the yard. But what I don't like is the quality of the craftsmanship. They cut corners to speed up things and they missed a lot of details. The paint job is horrible. In every window, there's paint chipped off and the door is incomplete. Also, they haven't ordered my mirror yet. I keep calling and bugging them and it's been a week.

    I'm selling and buying so I'm stuck with the house. I thought they completed the new house so I sold my old house and I gotta get out of it in three days. They gave me 24 hours before signing to do the final walkthrough and when I did that walkthrough, it's not even done. 48 hours before that, they figure out that there was a piece of wood in my concrete. And so, they demolished my front porch to redo the concrete. It was a big mess. But I have to sign and close because I don't have a place to go.

    Also, when I did the initial paperwork to put my name on the reserve lot, my sales rep showed me the backyard of the office and said, "This is how your yard is gonna look like." There was grass but when I did the final walkthrough, there wasn't any. It was just hay. They say it's an open canvas to do whatever I wanna do. But really, I can't do whatever because I have HOA limits. I kept getting mixed signals on what I can and can't do. Other than that, the people at the office are really nice and I love them. They have really good customer service.

    The salesperson was wonderful and gave us all the information that we needed. The build appears to be fine but there were a lot of things that we needed fixed throughout the house. It was rushed before quality checks could be done and what they think should be done for what we were buying. There were certain things that should have been spotted and corrected. There were repairs done but different colors of paint were used. I know they have a lot of subcontractors, but on the day that we did the walkthrough, I felt very rushed by the person that was doing it.

    Also, we ID’d a couple of things and it seems like it’s been very slow to get those corrections made. They are working on it, but it's a very cumbersome process. Because when one subcontractor fixes something, then another subcontractor has to come in. But we have to contact. Why aren't they the ones contacting. They should have a way to put in work orders. Also, they should do a quality check rather than closing out a work order. I felt like once we signed and became owners, they forgot about us.

    I contacted the head guy so hopefully, things will get resolved. But we have other issues going on so it made it very frustrating. We have a problem with AT&T and getting the internet. So, we haven’t been able to work from home. This is an entry-level home and the salespeople were very knowledgeable. But before you sign the contract, make sure all corrections are done on the home which may delay you but they will try to get it done.

    My experience with the guys on the loan side and with Christina on the sales side was good. Christina was super knowledgeable and relatable. She was a great person to talk to, and I was impressed by her timely responses. Aubrey on the warranty side was knowledgeable too, but if there's anything LGI Homes should improve on, it’s the follow-ups with the warranty issues. In a new construction, things pop up that are warranty related, and there were some items noted during the walkthrough before closing that has still not been corrected. These should have been corrected weeks ago, but there has not been a follow-up for any of these items. The overall quality of the build is good, but there were some things that were obviously done fast and there are certain quality aspects that got overlooked.

    The visual aspect of the community is not great as well, but I’d still recommend LGI Homes to people. I was living in apartment for a while right off the major highway in Dallas-Fort Worth. Now I'm out in the country and there is some traffic, but we're far enough off of the highway that it doesn't affect us. Our quality of life has drastically improved. I'm also more than aware that there's still a lot of stuff in process. There are supposed to be 1,400 houses out here, and there's only 80 right now. With the amenities that LGI Homes offered, there is only one that we have taken advantage of, which is the little pond behind the house.

    The experience with LGI Homes was smooth. Lamar, the guy that we worked with from LGI, was good. He was informational especially for the process and even after the process. He was a big plus for us as far as working with LGI. The construction manager, Jim, wasn't bad. However, I'm in the middle of the road as far as the quality 'cause a lot of the stuff you can tell was rushed. There are also nails in the backyard. We had to call LGI about the hot water. It was completely off. Our AC was also cut off completely. The AC repair was quick. They fixed it within a couple of hours. It was a fuse. They ran to a store, got a fuse, then came back and fixed it. The water heater took a couple of hours to fix but it took about three days to get that resolved. We couldn't get anybody over the weekend. Other than those, we still like house.

    LGI Homes were around the same price if not cheaper than some of the other builders. LGI was building a better product for the price and their system can handle everything from A to Z. They have their own mortgage company and was like a one-stop shop. My rep was very personable and knowledgeable. He was not pushy but was there to answer all my questions. They took a lot of time to find out about me and my family. They showed me the different homes and then went over everything very thoroughly.

    The home is very good. The materials we used were the same price as most of these other builders. Instead of Maytag, we used Whirlpool. Instead of using just the regular code for garage doors of 140, ours is rated at 190. We used the R38 insulation. The spec builders use R30. For the customer, we give them a better foundational home with a lot of amenities already built in. Another big thing is having our own lender. If they use our lender then we pay all the closing costs for them. I already have probably 80 grand in equity. I purchased something that I would sell to everybody myself.

    95% of the people in our two offices here own an LGI home. We believe in the product. I’ve been with the company for seven and a half years. They’re different from most other homebuilders. If you ever get a chance to come in and maybe sit down and see the process, it’s most unique. 85% of our buyers will actually purchase on the first visit.

    We were in the process of buying a house and we were looking. But every time we turned around, we didn't even have enough time to go and look at houses before they were sold. Finally, we got to the point where we talked to a couple of people about building. We lived in Orange City at the time. We drove by, saw LGI, and we swung in there and talked to somebody one day. They gave us a packet of information and said if we decided to own a house, we could talk to somebody else if we had a plan that we were looking for in mind.

    We talked it over a little bit between me and my husband and ended up deciding that this was what we needed for the time. LGI told us that it was gonna be about a six-month turnaround. We went ahead and signed the papers. We got pushed back almost a year. There were things that we weren't prepared for but we waited it out. We’re just happy we did because of the turnout of how everything ended up. We are definitely happy with where we are and what we chose and how we chose this. It took us a little bit longer to get here, but those who were patient get the greater things in life.

    I like the innate craziness of the environment now and where we are. I'm glad it took as long as it did because we actually got ourselves more financially stable for the house. It was a great thing for us to wait as long as we did because of all of the things that we were able to get in line before we actually took over the payments. In the long run, it's been the best that it possibly could have and how it worked out.

    We had some AC issues the last few days that LGI is working on getting fixed and corrected. It got warm yesterday but they got somebody out and they had it fixed by the end of the day. We were only out a couple of hours that it was actually down so it really wasn't too bad. There's a section in the back of our yard that and the sod was already dead. They're working on replacing it. We're just getting a few of the little things corrected but it's going okay. It’s a brand-new home so you can’t get too mad about it. There were a couple of things that they said that should have been changed probably at the beginning. The air filter wasn't changed and was blocking everything up. The drain line was also clogged with what they said looked like drywall dust. Other than that, we've not had too many issues.

    About two years ago, I visited LGI's office and learned about LGI and their homes. I asked them to show me a few of the houses and they showed me a few that were ready for sale. I liked the way it was designed. Unfortunately, at that time, I didn't have the down payment so I had to wait. I like that the home has a separate office 'cause I work from home. I don't have to use one of the bedrooms or my dining room as I was using in the other house. I went shopping for a used house but when you walk inside, everything needs to be upgraded or you could tell that they painted to make it look clean.

    My sales guy, Tommy, was marvelous. He kept me informed. I had told him specifically where I wanted the house. I didn't want it on a main corner of a main street. I wanted it where if you turn from the main street, you got to do a couple of turns to get to the street. Tommy would send me pictures every time he would come out here and show me the next level like when the cabinets were put in and when the flooring was put in. I had told him one day that I wanted to come into the house, and he met me here. We walked through the house and in that small walkthrough, I found many things that I didn't like. Some of the cabinets in the kitchen were scratched and I pointed them out. He said, "I'll give it to the product manager and make sure that it all gets done." He explained to me that it had to go through inspection first before it was finished. I was happy that he explained that to me.

    I still had scratched cabinets but I'm happy they came out a week after I closed, fixing what needed to be fixed. I'm happy that everybody moved fast. They did everything in that one week. The bedrooms had carpet and I don't like carpet. That was another thing that Tommy did. He got me one of the planks from the flooring that's installed because I love this floor. I wanted to match it as close as I could get it for the bedroom. I had to wait for those floorings to be installed before I could physically move in.

    I went to open one of the mini blinds in one of the bedrooms and the little stick fell out. I was trying to screw it, but it wouldn't go in. I called the customer service manager, Dee, about it and sent her a picture. She came to fix it but couldn't do it. When she lifted it up, it's all scratched. She right away put an order. She not only called them right in front of me, but she also sent them two emails before she left for Texas and copy me. They have yet to come and repair that. That's the only negative thing that I'm a little dissatisfied with compared to the cabinet guys, the flooring guys and even the concrete guys who came in that first week with no problems. But I love the home. Everybody that's come to visit me so far loves the house. I recommend LGI Homes.

    LGI Homes paid all but $1,000 in closing costs of my closing. I purchased two homes and worked with two different people. One of them has been better than the other but they have been very responsive. They get back to me very quickly. The process has been good, except the landscaping was not taken care of before I bought it. I'm responsible for the landscaping after I own the home but they should have given to us a home that had landscaping that was alive, so that I could take care of it from there. There's still a dead tree and it's been about two weeks. There's a sod that was dead when we got it. They should have made sure we got delivered landscaping that was advertised on their website.

    I like the modern look of the home and it’s got a nice layout to it. However, we're having problems at the end. There's a broken toilet that they installed. It should not have been installed to begin with. There's a dishwasher that’s sitting crooked. There’s some trim area that has some gaps in them. There are some things that need to be addressed and should have been addressed last week, but I've still yet to get those taken care of.

    They said to talk to Jeff who works for the builder. However, when I was telling Jeff all these, he said, “I’m not the guy that handles everything. I don’t know why they told you that.” I’ve been calling him, leaving him messages. But LGI is dragging their feet on resolving these things. I’m already moving into the place. I closed on Wednesday and Jeff told me everything was gonna be done and ready to go by Thursday, but that has not been the case. Kieu, the agent for LGI Homes was great. She’s always been very polite. She's always communicated with me, and she’s done the best she could. However, the building part is not her department, and I can’t get her in trouble by having her to keep trying to talk to people. She’s not allowed to do that.

    I like my LGI home a lot. The only thing that we were kind of thrown off a little bit was there's no shelf in the laundry room. I spoke to the project manager and he said, "I guess LGI stopped making that or stopped putting those in." So, that was a bit confusing and we were disappointed there but that's something we can do ourselves. There are some things that they have to go back and touch up on with how we spoke to the project manager. Other than that, we're pretty happy. I've been to LGI in the past, and I wasn't ready yet. But once we really got involved, we liked the perks. They covered the closing costs. Those things were pretty effective. The salesperson that we dealt with, Stanley, was pretty cool.     I initially went to another builder, Lennar, because their prices were a little lower. But when I walked in, their rep was so rude to me. I said, “Let me check out LGI. Their price is a little bit higher, but let's see where it goes.” So, I went in there and they welcomed me with open arms. I felt so comfortable in there. My salesman was awesome. He was so funny with every little thing. He had so much confidence. I had gone through a bankruptcy, and he was like, “Well, let's just see. You never know.”

    The first time around, I didn't get the house but I had spoken to the loan agent, and she said, “Come back in a couple more months, and let's see what we can do.” I went back in a couple of months, and the same salesman still had all the confidence in the whole process and it happened. The whole welcoming with everyone from the time I walked in through the whole process was a really great experience for me. Everything went really smoothly. Between my loan officer and my salesman, I felt like I was always kept in the loop. My closing date was pretty much right on target.

    My new home community is really nice as opposed to other communities I was looking at. Because of the housing market, they're trying to get a lot of houses in a really small space. There was one community I looked at, and I didn't even bother to go in because it looked like you could reach out to a window, and if your neighbor had their hand out, you could probably shake their hand. They were so close together. I feel like with LGI, there's still a really nice yard space and a good amount of space in between the houses as well. It's more spacious.

    LGI pays the closing cost if you go to their programs and I did not like that. It’s not very equitable in doing business when you have to go through their channels to get all the benefits. I had to get outside financing and I wish I had the same benefits. I had to come out with money out of my pocket versus if I went through their lenders, it would have been paid for. But I was 100% comfortable working with LGI.

    The property manager has been outstanding. The Realtor agent had a great personality and she's sweet. And when I speak to her and the real estate supervisor, they're always very pleasant. Everything was straightforward and direct and if I had any concerns and questions, I would go to the reps. Even now, if I got any problems, I go straight to their construction manager and he takes care of it instantly. The build was okay but they could’ve put better quality flooring. Their people tore the bottom flooring, which they're going to replace or repair. I wish they could've used better quality siding too. It comes up twice on the house. But when I called and told them, they were there that day and fixed it. They have responded professionally and on point.

    There’s a problem though with the HOA people who’s running the community. It’s not consistent. They’ve got people who've got grass and they went up to their knees. They’ve got people who got abandoned cars parked on the streets. I didn't want to be around that stuff. It's not the builder's problem but the HOA and I'm going to address that after I get all my stuff straight in the neighborhood because the people who run the HOA need to be replaced. Also, the community has a playground but it's broken. They got hazard tape wrapped up around it where the kids can't play on it because a part got broke on it. So, the only thing they have to offer in the community doesn't work.

    My rep was good and the process was thorough and smooth. There was communication and they checked with me pretty often to let me know whether it was good news or bad. My rep kept in contact with me pretty well. I had direct contact with Bill and Gavin, the loan officer. I would just either text or email them the question or any concern I had and they would respond in a timely manner.

    Also, when I have any concerns about the home, I have the warranty information. I fill out a request online and LGI would send someone out to look at whatever the concern may be. I have a well-built home and there are no major complaints overall other than the landscaping. I don't really like the slope of my yard but I understand that comes with the land. Other than that, I like the neighborhood. The homes are a bit close together but I understand that's the way things are going now. The park was a great idea. I would love to see a pool here but that would make the HOA higher. Different little ponds and up-and-coming trails would be good too. I like to run.

    We were under contract with a builder and LGI bought out our original builder halfway through the build. They canceled all of our contracts and repriced the house $200,000 higher. That was not great but we still ended up purchasing through them. We started in January 2021 and ended on June 30th. The process took a year and a half.

    The craftsmanship of the home is very poor, especially with the $200,000 increase. It should have been perfect. But there are tons of stuff that need to be redone and fixed on the house. We have a list of stuff. They were supposed to do a clean of the house before we closed but they didn’t. It was really messy when we came in. There needs to be a deep clean of the master bathroom. There are grout stains all over the floor and lots of caulking. Our back door needs to be replaced. One of the doors doesn't lock to the outside. There are lots of mortar all over the garage floor that needs to be scraped off. There are tons of paint and caulking stuff around the baseboards. The outlets aren't attached to the wall on the exterior. They were supposed to power wash the driveway and the exterior of the home too and they didn't do that. They were also supposed to put another coat of paint on the whole exterior of the house.

    This home is nice and I like it. It could have been a little better, but it's good enough. After buying the washer and dryer, everything was connected by professional guys. In the morning, my wife went to flush the bathroom and the water was coming out. It was flooding the second floor. When we called the manager there, nobody knew what to do. This was a Sunday morning. The county of Pasco came in and they tried to burst the pipes open but they couldn’t. They said the builder and the plumbing company that services LGI Homes and does all the plumbing. One of the plumbers said, “I told these guys to clean everything out because the workers were dumping cement in the pipes.”

    They never did anything about it. 2,000 pounds of pressure didn't do anything. That spoiled my whole vacation and I called my lawyer. We're going to see what we're going to do because this is not a good thing. We paid money to the guy who did the last inspection and he didn't do anything right. Be careful with buying from LGI Homes. Nobody gives a damn.

I was like, “Yeah, that's a win-win situation right there.” We have a Samsung refrigerator with the tablet in it and we included that with our old house. So, we definitely lucked out to get the refrigerator to be part of that package. It's very exciting.     The whole experience with LGI was wonderful. Everybody helped me out. It didn't matter if they were the actual seller. They were all very nice and trustful. I love my new home. My favorite feature is the layout, which is exactly how I pictured my home. So, when I found it online, I had to go get it. It was hard looking for a home and we struggled for five months. So, it was amazing that I found a home that I would like because the other homes that I was looking at were used and weren't up to my expectations. So, this home is past my expectations.     I had an agent show me a house, I made an offer and I agreed to pay the price they asked. I haven’t had any issues with the quality of the build and I like the community but the closing experience was bad. I had to pay an extra $1,200 more than I expected because the closing cost was misrepresented by the party that represented LGI. The agent for LGI who did the final walkthrough wasn't very knowledgeable. I knew more about the house than he did, which was weird. I asked him some questions and he said he didn't know. He should know that.

    The landscaping was horrible. There was a little bit of sod in the front and the sides, and the rest of it, LGI put acrylic down over grass seed and it was nasty. It was poorly prepared and there were stones and construction debris under it. The material was not biodegradable. You had to pull it up. The landscaping looked more like erosion and sediment control than a legitimate lawn. They were just trying to control runoff and not trying to grow nice grass. The guy at closing said that I was gonna have to overseed next year anyway. But I like the house. It has a nice quality.

    We were supposed to close on a certain day but it took LGI a couple more days to close. But it went well. I like the home. I just have some problems with the yard work. They didn't do anything for the drainage. So, when the water drain, it made holes in the yard. They keep saying they’re gonna send somebody but it's been over a month and nobody's been here. The water is just draining. The sod is in place but the water’s been washing the dirt up under the sod. I have big holes in the yard. It is frustrating and it's going into my neighbor's yard. I hate that, but there's nothing I can do.

    I'm single, so I'm trusting LGI to do what they need to do. I'm gonna have to find somebody else to fix it because I don't know if that's gonna eventually erode away. I don't know what's gonna happen but I wanna take preventive measures. But other than that, the home is fine. I just need LGI to follow through. Overall, I would refer them. I would tell somebody to come out here but please check the site and make sure your sod is in right. This is my third brand-new construct new home and this is the first time I had that kind of problem.

    The only criticism I would have is that LGI Homes had to delay the closing several times because they weren't finished with the construction. It all worked out in the end, but it was a little unnerving. They originally quoted us April 29th, and we closed on May 20th. We’re still having some painting and a bit of work done on the home. One of the reasons that the closing was delayed was there was a curve and one of the walls from some sort of design fault that they had to redo. Other than that, we liked that the home was a very nice size. The layout of the house was also nice. We liked the location of it. Next to some wetlands, so it wouldn't be too closed in with houses right next to it.

    I was looking online and I saw a home. I contacted my Realtor to find out and she told me it was sold. I kept looking online and my Realtor told me the house was on the market again. LGI sold the house. I was very disappointed because the air conditioner was not working. We only did one walk through the house two hours before the signing and everything seemed okay. When I started moving on the next thing, there was no air conditioner. I had to contact the emergency number. Someone came out and tried fixing it. He left the next day. When I came back in the morning with more stuff, the unit was not working at all. It felt like a sauna in the house. I had to call the repair person again. When he took off the padding that was put on the tubing, they were all kinked and the air was not working.

    Also, LGI has to fix two of the dining room screens that were broken. They had to re-put a little plastic part that doesn't let bugs come in the house on the bottom of the front door. Another thing is there's no doorbell. I was so surprised when I went to look for that. There are a lot of issues that I wasn't told about the second day that I was here. They apologized but it doesn't make up for all the frustration I felt during the first weekend after the signing. I regret buying this house 20 million times during the weekend.

    LGI walked me through the process and made me more comfortable. I was kind of iffy about it because it was a big purchase, but they made sure I was comfortable. We talked numbers before we even looked at the house. So that helped. It was all around a good experience. Leon is a great guy. He was the one who showed us all the numbers and talked to us to know if we were not looking at staying there this long. It's a lot of money but it appreciates in value. He's well-experienced in the home buying industry because he’s had multiple homes and also rented out homes. We're still in contact with him today and it's been months. So anything that we need, we still go through him. He's been super, super helpful the whole way through, even now.

    We love the area. It's quiet and it's up and coming just like Cypress was at one point. The house is great. I love everything about it. But LGI could have given us some more closet space. There are no storage closets. We haven't had really any problems other than small stuff that you find on your walkthrough as far as paint and door handles coming off a little bit, but nothing major. Construction managers come through and helped us through all that stuff. So it worked out.

The only issue is they said everything will be set up, but there is no internet provider yet. They don't know when it is coming.     I went with the new build because the old builds were pricier with the market the way it is, people coming from California and they're overbidding on everything. First week I've been here, it has been all right. There are still little touch-ups on paint that LGI Homes needs to come do. That was disappointing. Before closing, they never contacted us about coming and walking with an inspection with them to see what was needed to be done, and what paint. Some of the doors still need to be sanded down a bit where they got the paint drops on some of the doors. But it looks good. Just the quality of it being a two-story how home, hard to get furniture up into the stairwell to put it in the bedrooms. You can't put a full-size box spring mattress up on it. There's no way of fitting it in there and turning it to take it upstairs.

    It would be nice if they would do lawn care in the backyards. They just do lawn care up in front with grass. On the backyard, they just give you two trees and just nothing but dirt. I've been working on planting grass in the back. And lawn grass is expensive. Just a week that I've been here, that's already over $200 down the drain trying to plant my own grass. Also, the only thing our community got is a splash pad for if you have children. It's still under a lot of construction. Other than that, the process was quick. And the rep was straightforward.

    I was looking for an investment property and I got home from LGI. The sales rep is good at responding to emails or texts. But one thing that I found is after the closure, they should do a little bit of a better job for people investing outside of the state like when to change utilities and all those details. I'm from Minnesota and I did not get that proper service. They may say they have the documents in the packet, but I'm remote so they have to send those to me through email.

    The virtual walkthrough they did was okay but some more clarity has to be given when the product is getting by, when you purchase the product, what is included, and what kind of flooring is part of it. There should be a brochure that they can send. I did not get that. It was more of a hurry in closing the deal than the actual going through the process. When you purchase a home, you need to know what exactly is included. I was surprised they didn't put the power and they didn't tell me about that beforehand. I just found out that my power was off. Now, I need to factor in that cost. All these things are surprises.

    I'm not 100% happy because I bought homes in Minnesota. It comes with the dryer, washer, refrigerator, and all details such as what kind of model I'm getting. LGI should also be providing those details. Those are standard packages but they should have that information handy. As a buyer, I should not be asking. Rather, the sellers should provide that information once I decided to make the purchase. LGI was just trying to finish the home, hand it over, and close the deal. I didn't like it. We are making investments and we are putting a lot of faith in that. I would expect a little bit more.

    I wanted a new house and there wasn’t a whole lot of other options as to what we were necessarily looking for in a style of home that we would have wanted. So, we got in touch with Quinton, my home seller from LGI, when we walked into the office and he started explaining everything and how the home buying process was simple. LGI takes care of a lot of the closing or all of the closing cost. And being an in-house lender, the approval for loans is a little bit easier. He told me that there was a lot more stuff that they help take care of. Quinton, did a good job. He and Philip, the lending agent, were the two reasons I bought the home. They did everything they possibly could to keep me satisfied and their customer service was exactly where it should be and where you would want your workers’ customer service to be.

    LGI should spend a little bit more money in making sure things are a little bit done to where they’re gonna last a little bit longer. For instance, it’s windy out and we don’t have any southern windbreak on the southside of our house. So, anytime we get a strong wind from the south, we’re gonna have to worry about our shingles getting ripped off, because of the way that the roofing crew that LGI hired. They cut corners to cut the price down a little bit more. There are some metal trimming that they should probably be putting around all the edging on the roof. That way, when it’s windy like that, your roof wouldn’t blow off at all.

    I've heard a lot of things about LGI’s construction manager. He even got a little sideways and sassy with me, and I'm the homebuyer. The disrespect should never even come about. I’m a very professional guy when I'm out doing my own stuff and he's a representation of LGI. So, I was disappointed with that. But he straightened himself up and he’s doing a lot better.

    Being a first time home buyer was a big step for me and my family. We all was super excited about the change and was very to be apart what seemed to be a very nice beautiful community until... We closed 11/30/21. 2 weeks later our home flooded from upstairs to the first floor. The communication with LGI was very poor. They didn't want to assist us in the beginning because they blamed us for the backup which was later confirmed that it was indeed the builder's fault. I has was forced to use my homeowner's insurance due to LGI not responding in a timely manner. Here it is 6mths later and they refuses to fix all the other issues in my home that under warranty. They claim I forfeited my warranty when the issue at hand was on LGI. These houses are put up so fast. They are not worth the price. They sell you a dream only for their personal gain. I'm thankful for my home but I know this could have been better.

    They were very informative and on-point. The communication was flawless. Anything I needed, they were available. If I didn't reach them, they call me back within the day. It was a great experience. It was flawless. The time frame worked out perfectly. But there are a couple of things that I have to reach out to LGI and see if they're gonna come and fix it. The master bedroom carpet needs to be fixed and they said they were gonna come, but they never came to check it out. The manufacturer of the flooring company said they were gonna come. They contacted me and they said they were gonna come but they never showed up. So I gotta reach out to the contractor and let them know that they never came to fix it. Also, the mirror in the guest bathroom needs to be changed out. There's a tree in the back that they said they were going to remove and that hasn't been taken care of. I haven't gotten any update on that yet.

    We entered into a purchase agreement with LGI Homes in April of 2021 with an estimated close date of October 29th, 2021. Our lot sat for four months with nothing happening. Finally we were notified that the sales person that we were working with was no longer with the company and our house was never scheduled to close in October but December instead. Then they blamed it all on supply chain issues due to Covid. So thousands of dollars later we closed in January and moved into an incomplete house.

    We were told we had to list all items to be addressed on the warranty website. We did this and the person in charge of warranty work closed all the items we listed on the website without completing the work. We have been in our new home now for 4 months, the work has not been completed and phone calls and emails go unanswered. IF YOU ARE GOING TO BUILD A NEW HOUSE DO NOT CHOOSE LGI HOMES! The whole process has been a nightmare.

    The reps at LGI were good. They answered all my questions. Anything that came up with or my retailer came up with, they were quick to answer and helped out through all the process. If there was something that they knew off the top of their head, they responded immediately. The quality itself of the build was pretty good. On the front door, the deadbolt lock's just fine, but the latch for the doorknob doesn't make it all the way to that hole. You can close the door, but unless you deadbolt it, it will slowly start to swing open.

    Also, in the guest bathroom's tub, they have a caulk or a lining that they put on the outside of that tub. On the very end of it behind the toilet, when they installed the sealant for the main wall, they might have clipped that caulking, so it got a little twisted. Also, there were a couple of windows that are difficult to lift. But I would still recommend them. They've helped me out.

    I'm very unhappy. I closed on the home on April 24th. At that time, it was agreed that they would fix the front door. The latch on the front door needs one more bolt because the whole handle is loose. The master bathroom doorknob has fallen off. In the laundry room, there's no drain for the washer. I like the home. It's well-built. It's just some of the details are not hanging out there. I've complained and I've told them I'm unhappy. I've talked to Ulysses and Devin, the salesmen, and they told me it would get done. But I was just out there yesterday and it's not done. But buying the LGI home was easy. It was very flexible and wonderful. The construction part in getting those repairs on the home warranty, no.

    I signed the contract with LGI way back in November of last year and by the following week, I was hounded by the finance team asking for information, which I uploaded. Then I went out of the country and there were no communications or updates. One month before the close process, I was once again hounded for information from the finance team, and then the builder told me, “Oh, you have your close scheduled for this date. You should be ready.” It was a large amount of money. You can't expect me to come up with hundreds of thousands of dollars just in a month or a week. Most importantly, I'm an investor and I don't live there. So I had zero time on there during the time of construction. The rep that I worked with was good in the last three weeks. But he was completely incommunicado for a period of almost four and a half months.

    The interest rate that I was given was way too high. I was promised 4.825 and then on the last day, LGI changed it to 4.875 saying, “Oh, 4.825, it was a mistake on part of the financial”. They said it was a human error. But that is coming up to almost $5,000 over the course of the loan. It's not easy money. At the end of the day, we pay for everything. I would’ve appreciated some more heads-up. However, the contract was the heads-up.

    The quality of the house was not at all good. For the final walkthrough, the builder’s agent came to me. If I was closing the house tomorrow, he would work with me the day before. He told me, “Oh, you know what? There's so many things that are pending. Don't worry, I'll make a note of it. You go through the closing process. I will guarantee that it will be done. I’ll ensure that it is done." So I had to go through with promises. Also, I don't have a flood point in the garage and both of my cars are electric. There is only one which is on the other side of the house. I told LGI that I wanted a 240-volt plug because it's easy for me to install it now rather than later. But they said, “No, it's on your own. You cannot do anything. No modifications allowed. These are all stock homes. So you get possession of the house, and then you work with it.” Even to this day, some of the cases that I have opened are not fixed.

    I dealt with Rick and he lied. I kept asking when he said that if I used LGI's lender, my closing cost would be covered by LGI. But that was completely false because the $1,000 that I put towards escrow did not go towards my down payment, it went towards closing cost. So in fact, they paid all but $1,000 of the closing cost. He never even apologized for giving me false information. He was just very defensive and he was rude about it. But Luke was great. He told me that he had to go by what was in the contract. He was the one who let me know pretty well into it.

    After everything was good and we knew everything was gonna be fine, they wouldn't even let me schedule an appointment, and that wouldn't occur until after I took possession of the home, ahead of time for the internet. Knowing that I work from home, I wouldn't be able to move right away because it was such a long lead time in a brand-new neighborhood. Rick said that it would be fine but I found out three weeks into it that he didn't approve it. Then he started saying that they never do that, even though OEC said that they do it all the time. I told him I was frustrated and at that point, Rick started yelling at me. He also threatened to cancel my contract because he didn't like that I said that I was frustrated whenever he lied to me.

    Rick is the biggest problem that LGI has. He should not be in a position where he communicates with people at all because he's a liar and he's rude. But everybody else has been great, like Philip and Christian. Once I was here, Philip handled all of the loan stuff, and he was extremely professional. That was a great experience. Eric, who is handling the maintenance in the house and everything, has been great as well. I like the neighborhood and the house. They've been really good at getting out here and taking care of what needed to be taken care of, like the air conditioning and the plumbing. I had some major problems the first couple of days I moved in but because they handled it, it didn't continue to be a big problem.

    I was able to close within 30 days. But when I moved into the house, it wasn't ready because LGI waits until the day of closing to come in and do any kind of punch list or repairs. I had the house inspected and they couldn't check the air conditioning because of the temperature that day. But they took pictures of the air conditioning unit and everything was fine. After I got moved in and the air conditioner didn't work, they went up there and it was all torn apart. Somebody knew it wasn't working and let me move into the house with it not working. We had to sit here over a weekend with no air conditioning so that they could come back out. It was a major repair. There was a hole in a line in the wall. But the techs did a great job and they did it right away. Ultimately, I had to replace the entire unit outside because it went bad from having been left leaking and turned on.

    At the end of the day, only having to pay $1,000 of the closing cost was a pretty good deal, especially with the way the market is right now. But the craftsmanship of the house is kind of poor. The texture in the wall looks so bad in so many places. There are so many things that I have to fix because LGI is not taking the time to do what they are doing. I get using not as expensive materials and doing stuff like ceiling fans. But if you're gonna pay somebody to come in and texture the walls, make sure they're doing a good job. If you're gonna be doing the baseboards and if something's broken or cracked, don't just fill it full of putty. This is a brand-new house, so they should replace the board.

    Picking the house was irritating. When we looked at the houses the first time, we liked a house because it has a backyard backed up to the woods. But unfortunately, somebody put money on it. We ended up going with another house. We were kind of in the middle of the process and the first house we liked became for sale again but it wasn't offered to us. We had to do our own due diligence and I found out that it was available again. But by the time I got to ask about it, the mortgage rates have gone up. We weren't able to get the house that we actually wanted. I’m sure there was a couple of day window there where it could have worked out, but everybody else dropped the ball. Other than that, the signing was pretty simple and I didn't have to negotiate the price. It was a quicker move-in, too.

    As far as working with LGI, I didn't specifically like our loan officer. She was rude to my wife quite a few times. She might not have been trying to be, but she just came off rather rude. And we never heard from the supervisor, Bobbi, at all. My Realtor tried to reach out to her a couple of times and she didn’t respond to her either. Mark was great when we dealt with him, though, but we never talked to him again.

    I’m happy that I live in the house but there were a lot of headaches that could have been avoided. We had a cracked mirror and they had to repaint the house a couple of times before we moved in. But the color was really bad in the house, so we repainted the whole house anyway. Then, our water heater was not working properly so it was just replaced. Also, one of the planks on our wood floor is not all the way down and they're coming out at the end of the month to replace that.

    The rep was very friendly, thorough, and like a one-stop-shop place. He told us we had the option of working with an agent. But we opted not to just so we could get into the home. There weren't that many left. And they took care of everything, our mortgage, title, escrow. Also, he seemed trustworthy. My husband ended up taking him out to lunch. Even after spending an hour with him, he said, "If you want to think about it, you can come back tomorrow or next week. I'm here." So, no pressure, but we ended up going in contract that day.

    My husband has been out to the home several times, and he has been impressed. We've had contractors out there, landscapers out there, and they've all said, "What a great build." We've had people up in the attic kind of doing their own walkthrough. And I liked the builder when he did a walkthrough with our friend. He was very thorough and cordial. We had some discussions about the electrical. And to ease us, he said, "You know what? Before we close, I'll have my electrical guy come and check all the outlets," which was great. It was our loan officer that answered most of our questions. She facilitated all the escrow and title. Everything was communicated through our lender. I would work with LGI Homes again.

    Steve was the sales rep we had an appointment with and he seemed like he was out for our best interest. He let us know about the benefits of as far as lending and going through their lender or their preferred lender. We liked his personality and his care for what we wanted. That was why we decided to hang on and wait for this new build. As far as what we were looking at at the time, the houses that we were looking at already needed stuff. The roof needed be done. They already had people that lived there. The walls had to be painted. It was a choice between things that already had to be fixed versus getting into a new build, which was only $40,000, $50,000 more and not having to have that hassle of needing something right away. The builders have a structural warranty so that was a huge benefit. It just seemed all around that the benefits were much better going with a new build than a home that's already been built.

    My wife and I have two kids and we have another kid on the way. We wanted a four-bedroom house. For the one we chose, we liked the floor plan and the way it was set up. There was a living room, kitchen, and downstairs area, which was nice. We got a big backyard, a nice big hallway, and a downstairs bathroom. All that's upstairs is just our rooms and our bathrooms. We always do a lot of family get-togethers. There’s no reason why everyone needs to be upstairs when everything is downstairs for everybody.

    The process on the whole went really smoothly. The experience overall with Steve was awesome the whole time that we were waiting and he was reaching out with updates. He informed me, “Hey, this is what they're gonna want when you come and do your closing, or when you’re gonna be doing your prequal." He let me know so everything was really smooth sailing. There were a few issues with the flooring but LGI is already taking care of that. Steve went above and beyond for us as far as making sure that we understood what was going on and the benefits of going through them.

When I first used the garage door, it didn't work but that got fixed within three days. Then, some of the light switches weren't calibrated properly.     Everything was smooth and we had clear communication during the purchase process with LGI. Anytime I had a question, they were able to appease me. If they didn’t know the answer, they pointed me in the right direction. We’re still moving and hopefully, today is the last day. The hot water heater had to be replaced so that was the first seven days of calling and having to request someone out. But LGI responded quickly.

    I called the plumber three times. The first day, the builder was able to get someone over the same day. He asked someone to come out because the water wasn’t hot and on the same day, I closed. Somebody came over and adjusted something, and it still wasn’t hot later on that day. So, I called the next day. Somebody came out the following day. We had to keep calling three times and it was inconvenient as far as scheduling. Still, someone came out the next day. My husband told them that the water heater just needs to be replaced because they replaced the thermostat and the other thing that blew out a couple of times. It’s still lukewarm in my hallway bathroom and master’s room. It would get hot after they changed the thermostat but it wouldn’t stay hot for long. But now, it’s hot. So, it’s working perfectly.

    Everything was great with LGI but the lender was awful. She was unprofessional and didn't communicate well. The process was delayed because of things that she didn't supply and she didn't tell us what was going on. We had a closing date and she didn’t tell us that we would not be closing on that day.     Purchasing the home was very smooth and easy. LGI made it very simplistic. Also, they were more fair on per square footage in this area.     There was no proper communication from day one, including the sales agent. Everyone didn't communicate well. When we tried to communicate, they never responded back, including the manager. Also, they didn't give proper enough time between the orientation and the closing. It was just one and half hour gap that they gave between the orientation and the closing. Every time the manager threatens me by saying, "Do you want the house or not?" They said, "We cannot change the closing date." They also said clearly, "It's up to you. We have a lot of buyers. Other buyers are waiting." The sales agent and the manager threatened me a lot of times. I asked a million times about the closing date and they never disclosed the closing date. They would say roughly sometime end of this month.

    When we did the house inspection, a lot of items didn't do properly. They said they would fix it later. I don't mind going for closing, but since I have a very bad experience with LGI, I need that on paper. But they told me that they were not going to put that on paper. They also said, "If we don't fix it, maybe you can just open the case on the LGI website and they'll take care of it." The construction manager was the only one who helped me a little bit. But the rest of them were not good. This was not just me. Even my friend had this very bad experience and he backed out completely. He didn't buy the house.

    LGI Homes aren't move-in ready. They're just new builds. We've done a lot of cleaning since the construction crews did the final walkthrough with the construction manager, Ethan. I've been in the construction industry before, so knew what to expect. We had the carpets shampooed before we moved in. We also scheduled an air duct cleaning as well because there's quite a gunk in the air ducts. Other than the cleanliness factor, we haven't really had many issues. There was a small issue with the garage door that wouldn't close yesterday, but I was able to get that taken care of.

    One thing I'd also recommend to anybody that's never seen a new build before is to have a third party inspection done because there's a lot of little stuff that would have taken me a while to catch. I just paid a home inspector $450 to go in there and go through the whole house. But most of the stuff that the home inspector caught was mostly cosmetic and the construction crew did a great job of taking care of all that.

    There are a lot of hoops you got to jump through with the underwriter. It's a long process and that was more difficult than dealing with the LGI themselves because we ended up bringing our lender to the table. At one point, I thought we were told that the house had concrete fiberboard and it's actually just OSB. So, that was a communication issue. Other than that, everything's up to code with the home. Craftsmanship is not poor by any means. There were just some little things that I would have done differently, but I'm picky when it comes to drywall, insulation and construction. Overall, it's a fair quality home for the price.

    The process was simple and easy, but with the demand in the market, there's nothing we could say on anything. Even as simple as when I wanted to change the closing time from 4 o'clock to 3 o'clock, they said, “No, because we have too many closings.” Whatever timelines the builders put in, there was no flexibility. It was not monetary flexibility or negotiations. The discussions went like, “Okay, if you want to do it right now, do it. Otherwise, you may not be able to close that.” The quality of the home is good, so I'm real impressed. There's no question there. There were a few items that were not completed before closing, but those are very small items. Those were listed in the process, and they're taking care of it. I will highly recommend LGI.

    The closing cost consideration and taking care of some of the costs was good. But at the same time, the overall interest rate has been higher compared to the market, so I tried to get that negotiated. However, there was some confusion within the lender. The rep felt that he needed some more details, and there was some communication gap there. I wanted a better rate, but I did not end up getting anything worked out. He spoke to me after two weeks asking about the competitive quotes, and by that time, the rates have increased in the market, so I was not able to really act and get benefited. The rates were almost up by 0.5% compared to what I was getting outside.

    We saw the house and went for it. It was already ready, so there was not too much of communication needed back and forth between the process. We had a home inspection done, and the reports came out fine. There were some issues that were encountered, but overall, it was okay. The only thing I would definitely suggest is having grass either on the front yard or the backyard. That would be a good addition to be done for homeowners, and it's something that should be taken care of from the builder itself. Overall, the experience was fantastic, especially since LGI had their own lenders that we could work with. That eased out the process of getting the financing done. If I look back though, the interest rate that was offered from the lender was on the higher side, which is something that should be definitely looked into.

    The rep we worked with was good. He was responsive and answered all the questions we had. Our LGI home is good as well, but it's not great. There are some of minor things that they may need to include as per their standard. For example, in the master bath, there is no drawer or anything for towels. Also, the sprinkler system is the minimum thing that everybody is expecting nowadays for any house, and that is not included. Even as an upgrade, we didn't get an option to install sprinklers for the house. When you build a house, it is very important to water your lawn. Moreover, if you want to hire a person, that is another headache for us.

    Tyler sold me the home, and he gave me some good information. He also gave me an option, and I could make a better choice, but I didn't. I don't like to stay close to the power land, so I didn't select the one that's a little too close to it. I got the second best option, which is also okay. I like the backyard, and everything inside the home is good. It's big, so we have enough space and everything works good so far. I talked with a few neighbors too.

    I just came in for one week and I have some issues, but Jake, the rep, figured things out. I still have something pending, like the fan in the laundry room. It's starting to work good though. Jake helped me ask for somebody to come to help this Wednesday, so I hope we can figure out everything. We feel comfortable, and we are confident it could be fixed.     The communication was excellent. Any time I called, I could get the rep, Jason, on the phone. If I couldn't get him, he would call me right back. The LGI reps were always very courteous, nice, warm and easy to talk to. Whatever we were concerned about, they got to it right away, so it wasn't frustrating at all. It was good. The quality of the home could have been a little better if we would have been allowed to choose some things that we wanted in the home. However, the rep told us from the outset that we wouldn't be able to choose anything, so we knew we would have to change things once we got in here. There’s quite a few things we're gonna have to change to our taste. I'm not fond of the stove and having the linen inside the bathroom. The sinks in the bathroom are way too small as well, and we're gonna have to change that and put in double sinks.

    I viewed the house and ended up loving it. But the salesperson that I talked with gave me some bad information. The pricing they gave me was on the high side where it's excessively high. I couldn't afford it. So I had a good finance guy at the time and he said they were giving me wrong information regarding property tax. He looked into it and the amount he told me was a total of $600 in difference on a monthly basis, which I could afford. So I got the right information and a commitment from my financer that was going to be within my price budget. Then I signed and gave the earnest money for the house. But as soon as I signed and gave the earnest money for the house, everything started changing.

    I was told the day that I was signing that they were going to get me in to do my loan the next day, so that way I could shop finances. But immediately after signing, that date changes, and that date changes not just like, "Hey, we can't do it tomorrow, we'll do it the next day." It goes, "We can't do it tomorrow, we got to do it next week." I was very honest with my salesperson and said, "This really feels like I'm signing, and then once I signed, you guys know you got me, so everything is now a lot more less important because I've already signed the contract." I did not like my sales representative in any way, shape, or form.

    During my walkthrough of the home and when I was looking at the home, I was told that one of the benefits of shopping with LGI and Strata homes is a refrigerator and a garage door opener would be included, and that's why the wiring was sticking out of the walls. I was also told about all the amenities like you're gonna have access to a pool and you're gonna have all this great stuff about the HOA. But none of that has come into fruition yet. I'm new to the community and I don't even have a clicker to get in the gate. I have to use the construction man code to get into my own community.

    During the walkthrough, the bathroom mirror wasn't hung and there was a broken window upstairs. There was some weather stripping on the second story balcony door. There was a bend in the garage door at the top where light can come through and insects can come through. I notated all of these on the contract and it took a month to get the broken window fixed and to get a bathroom mirror hung. It took five visits to get a shower installed in the master bathroom, which extended over the period of over a month of living in the house without a bathroom that we could take a shower in downstairs. The due date for our baby was two days ago and my wife was walking up and downstairs nine months pregnant instead of being able to shower in our own bathroom.

    The house is wonderful as far as the 10-foot ceilings and the floors are beautiful and it's a brand-new house. But my experience has sucked. I attempted to find corporate's number so I can call and raise my concerns. When the sales manager came to talk to me, I knew that he was making me feel heard, but nothing was going to be done. The sales rep offered me $250 in a Home Depot gift card because of the misinformation. But that amount is not going to get a garage door installed in your house. I understand the gesture, but it's not correcting any issues.

    The salesperson we worked with at LGI was very uncooperative and unprofessional with how he spoke to us sometimes. Lots of miscommunication, threatened to drop us to go to a different client if we weren't willing to cooperate better. It was horrible. The home buying process was hard because we went through their loan-affiliated LGI Mortgage Solutions. They didn't notify us that our loan had come in and out of closing several times and they never told us until a couple of days before we were supposed to close the first time, estimated closing. They also told us that the loan wasn't good enough and that we had to get more documents. It took another couple of weeks for them to get closing through. So, we closed an extra month longer than the estimated time.

    I got their model home, which they put up for sale and marked it down to 14,000. It seemed like a good deal. They said that the home warranty for 10 years would start from the sign of the lease date. It makes sense to have that at a slightly older home. But during the conversion process, they left a couple of things unfinished converting from their LGI office to the home. There are a few pending items that aren't covered under warranty, but that are needing replacement, and we haven't received them yet. The only other major thing was I had found a lot of tiles and sheetrock in the upstairs air vents. I'm guessing they didn't check the air vents when they redid the flooring. I was a little bit upset about that. I vacuumed it up.

    LGI's application process went all right. It's a little bit iffy right now with the whole warranty ticket situation, but it’s slowly getting taken care of. I feel, overall, it wasn't too bad. I've already contacted them and put a couple of warranty tickets out. I guess I just had to resubmit them online when I had a written agreement. I thought it would be taken care of with the written, but I had to put additional ticket stubs when going to their main office and explaining why it was going on because it's been over two weeks.

    Other than that, if I have any problems or questions about the community, they've been pretty responsive. Also, I was impressed with their deal for the credit if I brought someone in for LGI. The company was more than willing to adjust and accommodate what I was wanting. I asked for an additional percentage off for the interest rate to make it into a 3. They made it so the initial fee for closing would be five grand out of my pocket while everything else was covered such as the insurance and warranties. It was pretty flexible of what I was wanting, and they were willing to work with me. AS far as the quality of the home, it is nice. It has a few issues but overall, I’m not disappointed with it being in the home. The only bad side is the dirt in the backyard but it's got to get fixed in the spring or summer or whenever it’s nice.

    Everything was smooth with LGI Homes and there was good communication back and forth whenever anything was needed. All deadlines were met as well. Every date that they gave me ended up being the right date as far as the construction being finished, closing date, and walkthrough. All of that stayed the same throughout the process.

    The home was done as economically as possible. They did not put insulation in the garage door, and there are no medicine cabinets or towel racks or towel rods in the bathroom. Then, the transition between the wood floor and the carpet on the first floor, there's no seam there. So, there are things like that that I expected, but it still would be nice if they would make those improvements. Also, I've been trying to get in touch with the foreman about some of the stuff that's missing and it's hard to get in touch with him. I have called the realtor for the builder, Gina, and she said she would get some answers for me, but then she never got back to me either. So, that process has been harder.

    The process with LGI Homes took longer than I wanted it to, about a month extra. I was told that I was going to be done with closing then I got a completely different closing date, which pretty much inconvenienced me because I had to ask for an extension on my apartment. But that's life. I also wish I could’ve gotten a tub for my house, but no one gave me that option.

    Other than that, the home is fairly decent. There were a couple of walls that the inspector found weren't particularly fixed to my liking, but I'm banking on the whole 11th month reinspection because you never know what's right and what's not until you actually get in the home and live in it. I felt like some things that needed to be fixed before we entered the home weren't fixed, even after we gave the inspection and they had ample time to do it. The hard part is getting them to come out, which is crazy, because the builder is here. They're still building, so I see them every day. When I would suggest LGI to someone, I would let them know that there may be some hiccups. This was my first time purchasing a home and I thought that it would be a smoother transition, but it was not. But it all worked out for the best.

    My experience was a bit up and down. At a point, it felt like, “It's this or it’s nothing.”. But we worked that out. We gave feedback at the closing. Because it's a big purchase and you never want to feel pushed. And when we were negotiating with the lender, we had a better offer, but LGI Homes wouldn't accept an outside lender. They were, “Will you work with our lender or we take it off of your hands and we put it back on the market.” That was the only issue that we had.

    I thought it could have been managed in another way. But it was my first purchase and going through the process, so I'm not sure if that was just how it goes. I know it's business at the end of the day. What would have avoided that stressful situation was to be clear upfront that they just work with their lender. But we're very happy with the home. I love the community. We love coming in and seeing the big amenity area with the soccer field and the basketball court. We wish we had a pool, but that's okay.

    LGI Homes helped with closing costs. We only saved up so much. And when they said, “Well, we help with the closing costs,” that caught our eye. That was like a blessing to us. Because we wouldn’t have been able to buy a home if they hadn't helped. They were the most affordable for us. We would have liked to have been more in, not too far out. But over here, it’s very peaceful. We really love it.

    Everybody was open to questions and anything we needed. We really appreciated that. And things that we saw on the house when we first moved in that needed to be fixed or anything, LGI Homes was right on it. And the guy that helped us, Dave, the customer service manager, knows his stuff. He called us. He showed up to check on us, and that was so professional of him.

    I didn't want carpet in the bedrooms. Just because we're in Florida and we have kids, I wanted to have the flooring, but they said that they couldn’t do that. Also, I’d like a bigger refrigerator. That refrigerator is a bit small for me because we’re the ones that shop. And I’m a family of five. So, we got to buy an extra one now. My husband’s 6’5’’, so our boys are big. They’re tall guys.

    My husband just talked to his co-worker who works for Disney. He told him, “We love our house because it is what you get. You see what you get ahead of time.” It’s nice to pick stuff, but it’s already done. And it’s done in a timely manner. We did not wait for two years to get in a house. That’s another thing I have to say we were thankful for. I would buy another LGI home.

    We liked the floor plan of LGI Homes and the cost was about where we wanted to be. The home was also in an area we wanted. Everybody was super helpful wherever we needed help. The process was super easy compared to the first house that we bought. We like our new house. It's perfect for our family. We also like the park that's close to the house. Our part of the neighborhood is still being built out. Once that's done, it'll be better. But it's nice so far.
