I decided to purchase a home from LGI Homes - Locan Square. Property **. During the process working with the Mortgage Representative, Katrina **. I started to experience a very questionable and unethical business practice. I could not get timely updates from her, I would have to follow-up with her to only find out she was waiting for details from my employer for VOE and it took four times to get it correct. She was vague about what was not correct. I provided all my financial information via email or hardcopy in person, then she would accuse me of not providing.
NOTE: LGI does not have a cloud portal to upload documents to, hardcopies or attached to an email. My financial information is not stored in a safe or controlled environment, especially when I had to provide again. I have a signed Purchase Cancellation from Salesperson at LGI and myself, sales manager refuses to sign. Unethical business practices and against TREC code of ethics.

The deal with LGI was amazing. We saw what they offered, and we very pleased. They paid all my closing cost. It's a very rare thing in this case that you find somebody to do that for you. They can double check their contractors though. The cabinet has some scratches that I didn't notice. But I'm okay. It's something minimal that you can’t see. There is a splash pad in the community that surprised me. It's a rare thing. There is a very big park which my kids enjoy very much.

The salesperson with LGI Homes was amazing. Everybody was fantastic to work with. Everything went well including the walkthrough on the house. The application was fantastic. Everything was automated which was great. The only thing that was a little confusing was, ‘cause you're getting so many different emails all with paperwork, it was hard to know when that information was coming across. Pre-covid, when you buy a house, you get all your paperwork in person. But now, you're getting bits and pieces of it throughout the whole process and nobody's calling you and telling you to check your email. But the verbal communication was perfect.
The homes were built more for the beginner ‘cause everything is already included. You don't get to choose your finishes. For my other house that I own, we went to the design center. We chose all the stuff for it. But right now, LGI Homes is trying to build houses a little bit cheaper and trying to make them a little bit more affordable for people to buy. Some of the appliances and some of the materials that were used were probably lower on the price range. Some of the carpentry is also on the lower end of the spectrum.

Originally, with COVID, I've been looking for a place since 2020 and a lot of bidding wars have been going on. I got exhausted, and working in education, I got pushed out of the market because of the prices. It was discouraging to wanna look anymore, but I would still browse from time to time on Trulia. Recently, I came across LGI Homes and decided to check it out. The reps were very honest, upfront about everything, realistic and nice. They were very helpful through the whole process, guided me the whole way and kept in contact with me personally. They either text or call me to help things get pushed along and I have no complaints about it at all. Overall, I had a great experience. In the past, it's been rough, but this was a very easy process.
We closed within three weeks, and I like the community. I love that side of town. It's quiet, and everyone seems to be friendly. There's a trail right outside the neighborhood, then there's a dog park, playground, and a little pavilion with benches under it. The home is very nice too. The build is very good quality. However, I put in a claim recently because the hose in the kitchen sink sprays a bit of water where the hose and the faucet meets. LGI got on it, ordered the piece and someone will be out to replace it soon.

I had a great experience with LGI Homes. They were more affordable. And the people that work there were very nice and work with you. Everybody got space. The house itself is very spacious. And it was feasible for me. We lived in Gwinnett County 15 years ago. And off of 316, LGI Homes was building houses there. We went to see it. But at the time, my daughter couldn't afford it. And I hadn't thought about buying a new house. But I liked when they took us out to show us the house. They were nice then. But she needed to get her credit together and stuff. And I just kept them in mind.
I tried other places. But I connected with LGI. I was comfortable with LGI, that's why I ended up going with them. I also went back. This lady at the same location I'm at showed me a place where they were doing a basement. But I didn't want a basement. So, I didn't get it at that time. That was last year. I came back recently. They had the Dockery. The rep said, "You know what? You're in luck. We got one Dockery left." I asked if we could see it. He said, "Let's fill out the paperwork. You're a fool. Come on, we better go before somebody else gets it." And we went and I got it. I'm very happy.
The rep knows his stuff. I asked him questions. He had no problem sharing it with me. He always reassured me. He said, "You're gonna do well. You're gonna get this. This house got your name on it. It's yours." It worked out. They're awesome. I asked him why they don't have a pool. He said with the pool, it would make our home association fees higher. And everybody doesn't do the pool anyway. We can go to the beach. Let's keep them home association fees down. And they have a park. I would like to see swings and monkey bars for kids. If they could put something like that for the kids, that would be awesome. Other than that, I love it. I recommend anybody to go to LGI.

The rep was very easy to work with. Everything went so smoothly. But I reached out to them for my flooring. I had to do something that was supposed to have been done already and ripped my flooring a bit. Also, there's a bit of trim work that could be perfected. Other than that, it's not a big deal.

Their rep Gabby gave me a tour based off of pictures as to what LGI represents and how they went about the process of building. Everything she walked me through inspired me even more to call my husband and get him to see the properties with me. That night, we went under contract and it was a good process. Gabby was super warm and welcoming. It was very organic and I appreciated that. When we saw the home, it felt peaceful.
We have a lot of friends in our community and we noticed that their cabinets are real wood versus whatever material ours are. Also, our floors are laminate rather than tile. These aren't huge deal breakers but these are just a few things that we've noticed. The home is still of good quality.

The reps from LGI are very friendly. Everything was very smooth. There was a few hiccups, but the rep corrected it almost instantly after I emailed her about it. The home is great so far. I like the space. The community is very quiet.

I had seen the homes on Redfin. I was just going to drive by with a friend and look. But then we saw that their office was open. So we stopped in and somebody was able to show us a property. Then I waited a couple weeks. I was with my Realtor looking at other places and we went back to LGI Homes because it was the best deal and a new build. The guy that I had was named Dylan. He was great and communicative. It didn't feel like I was being pressured. It was a pretty easy experience.
I am a ** woman and one of the first questions that I asked him was, "Are there any people of color that have moved in here? Are there ** people? Are there ** people? What's going on with your demographics?" Because that town is traditionally a very ** town and definitely has some racism issues. He said, "I feel really uncomfortable answering that question, but there's actually a lot." I told him, "Good. That's important to me." He said, "The first person that actually purchased a unit there was a ** woman." That was something really important to me and I'm thankful that he was willing to answer those questions for me. It's a beautiful neighborhood, scenery-wise. There are mountains and trees. It's all green all around. Then there's a trail at the very end which leads to a dog park. There's different benches and seating areas even before you get to the trail.
The only thing that was confusing at times was the number changing. In the beginning when you're just with the salesperson, they write up numbers before they have all of your details. They do credit check so those numbers can fluctuate once you actually go into closing. So it's not the most accurate information. I would have rather waited to get more accurate numbers, even if I had to wait a couple days.

I liked the location of the LGI home that I got. The process was all very simple, easy, and quick since some of the homes were already in progress of being built. It was a good experience and better than some I've had with buying a new home. The rep I had was helpful too. The process took somewhere around three and a half months.
We're moving this weekend. The house is a very well-built home and it's a quality one. So far, we haven't found anything that needs to be done in the home. The only thing that was a little disappointing was that they wouldn't allow us to make any changes, so I had to rip out brand-new carpets and put down the vinyl tile flooring.

Everybody was great. The floor plan is great but I was hoping to buy a floor plan bigger than this. The contracts could have gone a little smoother as well. Another thing is they had one of my keys because of the blue tape on the housing inspection. I haven't got that key back. But overall, I don't have too many complaints.

Shay, the rep we were dealing with, did great. He answered every question and went above and beyond to make sure that we were taken care of while we were in the waiting process. Everything went the way it was supposed to go according to God's plan. Everything is good quality stuff from what we've seen so far and seems to be holding up just fine. I would recommend though to put gutters on the front and back porches. The water in the front runs off on to the sidewalk. But the water in the back porch runs off into the yard where it causes erosion, to where it tears up the grass. So unless the homeowner that is buying is putting gutters right away, it's gonna be hard for grass to grow.
I'm a builder myself so I already put gutters. I asked about that before and the builder guy that was here told me that wasn't an option. Preferably, that might be something LGI might wanna run by the builders so it won't cause problems in the long run. People should try LGI Homes. I got multiple people who are gonna be going to the office this week. So I've already been recommending a few people that's been to my house to see it. LGI does whatever it takes to make sure you're satisfied.

The whole thing went really smooth considering I had no idea what I was doing in all reality. It was the first home that I bought. LGI was great. They helped me every step of the way with what I needed to get and what to expect. They were amazing. It was fast. I'm enjoying the house. There were some little problems and they've already been more than happy to come and fix them. Other than that, it's been phenomenal in terms of how fast they replied and fixed it. I'm also loving the community. I'm right down the street from the park. There's a bunch of kids that play with my kids. It's great.

We looked at multiple homes and the agent on visit, Jessica, was very helpful. LGI Homes was very supportive and made sure we had everything we needed for our purchasing decision. The loan agent we worked with through them was very prompt and responsive, and we got all the information we needed to him and follow-up responses. He was good and professional so, it went quickly. They worked with me on the timing of signing the paperwork around my schedule. So, it was a good experience. I love my home. It’s good quality, as we thought it was. LGI has been responsive on addressing issues that we've had that were on the original walkthrough checklist. Those items are still in progress, but they are working to get those items done.
We had, initially, a couple of broken trusses in the attic, which was a major item, but the on-site build foreman, Robbie, addressed those and we made sure we had the repairs down to specifications. LGI brought him in shortly before we purchased the home and he got everything rectified, but you would expect a few of those things would have been handled already to quality level and specification before we had to get in there and have inspection done and have that addressed. Some of the issues with the home that we purchased were due to some of the construction crews doing quick work and not being thorough.
Minor things, like holes and shingles, were repaired before we moved in and for imperfections in the hardwood flooring, LGI had a contractor replace the boards that were at issue. Some cabinet doors had holes drilled where the wood had splintered and they are in the process of fixing those. Those are some of the bigger items and just a few minor cosmetic items, like areas that need paint outside. Just normal stuff that LGI let us know that they have those on the list and will adjust those. It was very good working with the reps. They called, scheduled times, and followed up and came out. The repairs were quick once they were scheduled. I would recommend LGI Homes.

I am writing today to say that asking them to cease mailing ads has failed. I requested over 2 months ago they cease mailing me ads to my address. I have to resort to filing complaints. The next failure will result in me filing a lawsuit for the nuisance ads they mail me. They don't listen at all.

LGI had a great incentive. They covered up to 4% of my closing costs. With a lot of the other houses, I'd have to put so much down if I was going to buy an existing home, and that $4,000 to $6,000 would be lost if the sale didn't go through. So that was a big concern for me. With LGI, I only had to put $1,000 down and use my VA loan. Also, it was refundable. So if things didn't work out for some reason, I wasn't out of any money. That was a big deal for me.
I worked with Ron and he had a great attitude. He was very knowledgeable and had good follow-up on questions and things that came up. So he was very, very engaging. He didn't over-promise things and kept me in line with what was going on or what opportunities were there. So he did a good job. It was a very good build. There are some minor quality issues, mostly in the drywall or the mudding. I'm not entirely satisfied with it, but it is a complete job. I built a lot in my life and I thought I had looked over pretty fine when I went through the home. But I missed several things that kind of stood out now after being in it for a while. But nothing that I would say, "Nah, that's garbage. This has to be replaced or repaired." It's just not the kind of quality that I'd like to see. But it's very good for the price range. There's granite everywhere and the appliances seem to be very good and functional.

The representative that I worked with at LGI helped me a lot. He helped me get the HOA to approve my funds, and I can see their leaderboard in there, and he has the most names on the board. He sells the most homes I can tell by far. I work in sales. So, I get how the whole process works. The whole process took like two weeks to determine exactly which house I wanted, and the 29-day close. It was my first time buying a house. So, it was stressful and they made it easy. I don't like sitting there signing papers and talking. I do it for a living. They knew that, and they wanted to get me in and out as quick as I wanted to get in and out. As far as my new home, it's good. I had one issue with the stair railing, and they fixed it within a week of me submitting the claim.

Our experience with LGI Homes was a little traumatic for us in the beginning because we had more than one month to make the closure and we were passed on to three different people. We began with one person who gave the case to another person and then, we finished the process with a third person. Also, these people didn't communicate with each other. We had to send our documents each time.
Other than that, the home is fine. We had a little issue when we moved in. Water would come out of the toilet and make a mess on the floor and carpet. They found a piece of wood in the drain and they fixed it. The only issue that we have right now is a broken drawer in the kitchen cabinet. We're waiting for somebody to change or fix it.

LGI was affordable and we liked the design. We also liked the subdivision and the terms were suitable for us. We moved quickly and our rep, Leo, was very professional. He showed houses in detail and explained all the rules and internal policies of LGI. I took advantage of all his explanations and guidance and it has worked well for us. We got a new three-bedroom home. It has a big living room with standard windows and a sliding door going to the backyard. I like the location of the kitchen. It's open-air but at the same time, it's not right in the middle of my living room.
Also, the size of the master bedroom is perfect. It's so large and bright. It makes me catch my breath when I come in and be like, "Wow, it's such a big bedroom." Also, the ceiling is very high and curving at the top. It makes the house nice-looking from the insight. The other two bedrooms are very cozy but still useable very nicely. Additionally, I like the size of the garage. It's a double-sized one and it's located and designed very well. But we don't like flooring and unfortunately, it's almost all carpeting. Other than that, everything looks perfect and we're very satisfied.
Our community is completely new and it has lots of new houses that are still building around. But it's quiet and very friendly for family, kids, and pets. There is also an ice pond behind the LGI office that looks beautiful. LGI is a nice company you can deal with. They are very reliable and they have good quality of construction.

I like their move-in incentives with the no money down. But, we had to pay the closing cost. The rep was friendly and honest. The issue I have right now is that my insurance policy is canceled through the Homeowners of America. I don't have homeowner’s insurance right now at all. I just called Homeowners of America where my policy is supposed to be through, and the guy told me that my policy was canceled, being that I didn't close the day I was supposed to close. Now they said I need a new policy and a new quote. I also have some issues with the house. The paint inside the house, you can see where they nicked the wall and then tried to fix it up. The floors are also messed up.

Cole was really great at communicating, making sure that whatever issues we had, he addressed them. I felt so comfortable working with him. Everything was done in a timely manner. I had a great experience. I love being in the home. It’s great. However, in our area, we have a lot of wind. So the door makes noise when there are strong winds. But structurally, otherwise, the home is built well.

The LGI Homes' rep was very helpful getting us the information we needed to be able to get our credit up and working closely with us on making sure that we were able to get our credit up as quick as possible. Rick was our person that we went through, and Kim was the other person. Everyone was very helpful and sweet. And the process wasn't that long. It went well.
The homes are very nice. I like the quality. There was a glitch in the electrical wiring as far as getting Xfinity in our home because one of the wires was not wired outside the home. So, they had to drill into the home to get us hooked up. But that's okay. It took a while because of the factor that this is a new build area. And they couldn't find us on the maps. They had to build it up for this area. So, it took a bit to get them to come out and do that portion which was frustrating.

We saw LGI Homes' reasonable price and locations. Also, they explained every paper before we signed. The only thing is some parts are still not done, like grass. Stone is under the grass. And some need to be repaired a bit, like some roof things. Everything else was smooth. We asked what the materials they use, and how wide the rooms are. They told us all and they walked us through the room and everything we see. Whatever we asked, we got the answer. Everything is not possible to get from that timeframe. But overall we averaged, we analyzed, we felt good. Good bathroom, that marble. The garage system works fine, and the doors look good. The locks are good. Water supply, electricity. The HVAC system has a problem with the temperature going only up. They fixed it. Our community is quiet and easy going. In front of us is a playground.

LGI was very user-friendly. The home-buying process was very fluid. Everything is handled through LGI. They build everything into the package, so it makes it really easy. I had a great experience. John was genuine. He was wonderful, very helpful, very knowledgeable, and very accommodating. My dad's 87 and he was the one that wanted to help me get into this condo. John would slow down so my dad could understand. He was a very personable guy.
I'm loving the home. It's great. I don't like that they don't put towel bars or doorbells, but that's nothing that I can’t add. I just think that's weird. The flooring is nice. The appliances are fabulous. The loan officers, the communication, and the walkthrough people are good. I went into the office today to get a recommendation for someone to help me hang the towel bar. I got a friend to hang one, but now, I need another one. They gave me the construction guy they use. They seem to be a good company. They were very thorough.

LGI forced all buyers to go through a full underwriting approval with their lender. The purchase agreement doesn't state there that you have to because they can't make you choose a particular lender. However, their practice is that, before they will proceed with execution of the contract, you must submit all of your documents they need for underwriting and talk to their mortgage person. If you decline their mortgage, that's fine. Then, they will allow you to use your own lender. In my case, I had a pre-approval letter already and I had done my preliminary underwriting with another lender. I told them from the get-go that I was using my lender and I had no interest in their product. Their response was, "What do you have to hide?"
When we set an appointment for me to have a conversation with their mortgage person, they said, "You got to upload your stuff, upload your stuff before you talk to this person." But they never gave me any way to upload it. I heard from nobody except my sales guy. I have no place to upload it. I'm not emailing things with my Social Security number on that. So I agreed to play the game. However, I was never interested in their mortgage. I had a better deal paying all my own closing costs with my lender than what they were offering.
Ten minutes before my court-appointed time to talk with their mortgage rep, I finally got an email. I was working and I scheduled it on my lunch break to talk to them. When we connected on my lunch break, they asked, "Did you upload?" I said, "No. I just got this access 10 minutes ago. I'm working. And by the way, I don't want your mortgage." The rep said, "Oh, okay." Then his boss called to strong-arm that I had to do complete underwriting. At this point, I called my mortgage guy and conferenced him in on the phone call and he asked, "What's the problem?" They said, "Well, we require people do this underwriting."
By this time, I had my condition underwriting completed with my mortgage. They verified my employment. I was golden, except for whatever conditions needed to be met with the title company. They had fully vetted me. So LGI just continued to strong-arm me that I had to go through this process. My mortgage guy said, "What if for some reason, the way you do your underwriting, you don't approve her? Can she then go with my lender? Because my lender has completely approved her." They said, "Yes, you just have to talk to our people." So I uploaded all of my documents to their portal. I called that mortgage gal back and said, "I've uploaded everything. You do what you need to do, but don't call me because I don't want your mortgage."
Ten minutes later, my sales guy and his supervisor, Chelsea, called back. I told them, "Look, I gotta get back to work. What do you want?" I was really angry. I was being bullied into having to have a mortgage conversation I was never interested in and I've never wavered. I calmly and clearly decided already, which is my right as a buyer.
I actually read the purchase agreement to them because they said, "You have to do this. It says so on the agreement." I said, "Oh, where?" They told me the paragraph and then I said, "Let's read that aloud together." It says that the buyer must do all of these things by these days with the buyer's lender, not the seller's lender. So we went through rounds, and then they said, "Well, let's just have a reship." Then I said, "What does that mean? I gotta get back to work. You've got 90 seconds." They told me that they went up the chain and talked to their vice president and that they were gonna proceed with my lender, which was ridiculous. The pressure and the strong-arming of the requirements to get fully underwritten by their preferred lender were inappropriate.
I had conditional underwriting documents showing the lender's name, the interest rate, and everything that they had validated as far as my qualification. After we went into an executed agreement, I sent that to them the next day because the contract said that within 14 days, I have to provide that stuff to them. They got that on day three. So I was in compliance with my contract. We closed in three weeks. But that was with not their preferred underwriter. But I love my sales guy. But I'm not so hip on his boss. I love this house and neighborhood. There are a few built-in issues like in the upstairs, HVAC doesn't cool adequately. So something should be done with the ducts to make it more comfortable.

Our home consultant was pretty good. Whenever I texted her, she responded right away for whatever questions I had and worked with us to get the purchase done. She was really upfront with us, and that's what I really like about her. The quality of the house is pretty good so far. You get what you pay for. I have five kids and this house has definitely given us a room. Everyone got their own space. So that's good. The community is nice and quiet. Outside the community, it's in a rough neighborhood, but it's all right.

My experience with them was not that great but not that bad. Only one master bedroom had a free lock and the other bedroom did not have one. I asked the managers, and they said they cannot do anything. Other than that, the home-buying process was quick. The reps were really nice. The community I'm living in is good.

The guy that I dealt with was nice. He did everything nicely and perfectly. He was very cooperative. But the build is not a little bit right because they left a lot of stuff and some are already cracked or broken. When you enter the house, there is a slab and they put it outside and it's broken already. We didn't use it yet. We are going to move by the end of this month. I also told them that in the kitchen, there are spots in the wood tile that were not done. I told them the concrete outside was broken already. We did not even walk in the home properly yet. Whatever they put on the front of the house, there is nothing underneath it, so if you put your foot on it, it will bend. They should put a wood underneath so it's stable. I met with the guy and I told him about it and asked him if they could do it before we come in.

Christine from LGI Homes was very sweet and helpful. She answered lots of questions and was available anytime anything came up. She showed me the homes that were already finished and available, and we walked through a couple of different models to see which one would fit me best. I weighed in on two different ones. The kitchen in the one I chose is open from the front all the way to the back and it's better than the others. For the most part, I'm pretty pleased with the home I got. There are little things about it but the builder keeps coming out and working with things, so I'm good. For my unique situation, LGI did the contingency and everything worked very well with me. They were able to work with me through the process of trying to sell my existing home and making sure all the time they lined out.

The sales guy was great. Luis was good with giving us updates whenever we decided on the house and we went forward with it. But we had some issues with trying to get ahold of LGI Homes’ lender. It was difficult to get answers out of her or updates. There were a couple times I had to ask Luis to get Heather to get an update from her, even after I had sent emails and texts, and called. That part was frustrating. Everything else has been fine.
We like the house. And we wish it was complete before we moved in, because now looking at a situation where painters would have to come in and retouch up walls because they were not surfaced correctly. On some places, they overpainted. And other places, they didn't paint. So, it's hit-or-miss. We have to place a couple of work orders to get stuff completed. And we've been told a couple of times that this would come out to get fixed. But issues haven't been fixed. Did the walkthrough Thursday. They came out once after that. We were told stuff would be fixed. They came in and touched up the paint, but it made it worse. We were told they would come back and retouch up the paint again Saturday, the 26th, and again, Saturday, the 4th. But neither time did they come out. We were also told that we would get a call from a plumber last week. But we never got a call.

The rep at LGI was nice. He showed us every house 20 different times and he was patient with us. We knew the home was a model going into it. We did the punch list and everything before we moved in and they were pretty good with getting everything taken care of and being responsive. One thing, though, is this is our first time dealing with an HOA and it's frustrating buying a house and then having somebody else tell you what you can and can't do to it.

There was a good amount of communication between LGI and us, me and my wife, on what we needed to provide as far as documents and to get the ball rolling. Everything was easy. Also, the home is the perfect setup for us. Access to everything. We have a nice bonus room upstairs for the kids and all the bedrooms are a good size. We felt they were all pretty big. The square footage is perfect and the community is amazing. There's a lot to do outside and our kids love it. They can ride their little bikes around. It has a resort feel to it. My family is really happy about everything.

When we went and spoke with the Realtor in the LGI office, they put their pride into the work that they do, and that's something that really drew me to the company. The home buying process was the smoothest experience I've ever had. The home consultant was fast. It was well-communicated. We were made aware of any updates through the whole process. Garret was a great guy, was very knowledgeable, and was able to answer all our questions. The thing that I liked the most was he wasn't afraid to say he didn't know but also if he didn't know, he found the answer and within a day would contact us back and let us know what he found out. Overall, LGI is a great company to work with, a great place to start, and they're willing to work with you and help you in any way. I love the home. I feel it's well-built. I kind of had the feeling that the builders take pride in what they do, and it definitely reflects in the finished product.

I'd recommend LGI Homes to our friends. It's the easiest way to buy a house. There was nothing tedious. Our home consultant was John. We love him. He was amazing. He was so supportive and gave us all the patience. He asked us a lot of questions, and he knew exactly how to help us and let us find our house. We are a little bit concerned however. We moved a week ago and when we got there, the light on our dining room went off. My husband filled a complaint to see if somebody could help us with it. They said they were gonna be there today. They gave us 8:00 to 12:00. We were there until 1:00 but nobody was there for us.

I really wish that there was better communication with LGI Homes. It was a bit quiet and I had to, every time, go ask for something. I feel like the process can be better. Also, if the process can be digitalized. For example, the application process doesn't have to be all papers and phone calls. It can all be done through a portal. That was a little bit of a hassle. That was why we ended up deciding to just go with a cash buy.
We had to go back and forth with the settlement company because there were things that were missing. Realtor commissions and homeowners insurance were missing. I understand that it was a cash transaction because the lender was no longer going to be involved, then there might be things that the lender would ask or require that the settlement company probably didn't think of, but we have to specifically go ask for that. It was a little bit daunting.
The property itself is great. I love the fact that the bathroom has a separate shower and tub. That is absolutely amazing. It's a little bit of limited space in terms of dining and family room, but overall, beautiful and great material was chosen. Although, it would have been great to have a washer and a dryer and the office too. But Terri was very kind in responding immediately to all requests, calls and texts. She was very prompt. It was just that the whole process should be streamlined in such a way that it's more seamless, more transparent, more clear, especially given that most people buying would probably be first-time homebuyers.

They were good in terms of buttoning everything up and getting it going. It's advertised as the more luxurious home. I can definitely see where I get surprised on the good side, some of the things that were done. On the negative side, I see things that they didn't do and they should have done in terms of corners that were cut. For example, I'm having a guy work on the bathroom now because when they put the bathroom in, they put the showerhead and all the controls. It's in a loft space and there's a sloped ceiling because of the roof. They put the showerhead on the wrong side, on the low side of the slope. They agreed to fix that and we're converting it from a tub to a shower.
Also, there are a lot of floors in here that are not level in any way whatsoever. The railing on the deck, you've got a nice 6 x 6 post on the railing of the deck and they just mounted it to the deck board. By code, they should be notched and tightened to the deck banding. That's not done. There are joist hangers that are missing downstairs in the basement that clearly need to be there and be tied into an LDL because it's a trust system and there was a short span somebody had cut a corner and done something like that. The living room was missing an air supply line. I've got three supplies in the kitchen, I got two in the dining room. I had to return to the living room. That's the only room that didn't have a supply.
I called the HVAC guy because he was out here for some other problem. I asked him about it and he said, "Yeah, there should be something there." They looked up the plans and there it was on the plans. It was never installed. The hose was run and it's not that they did sheetrocks over. They didn't even bother to even cut it in because of some other reason. The front doors and the locking mechanism aren't that great too. You close it and the wall shakes. Everywhere you walk on the floor, it creaks because the subfloor wasn't screwed and glued.
I love the house and the lot, even with all the stuff I just mentioned. Because all that stuff can get fixed and LGI is going to fix some of the stuff. Where my experience was bad when we got a postcard a few weeks ago. The postcard advertises as the builder pays all of the closing costs. Then, come to find out, when you put your $5,000 earnest down, that the 5,000 down that you pay goes towards the closing cost. It does not go towards the price of the home. So, that's misleading because when it was sold to us, the builder pays all of the closing costs. All the closing costs mean 100% of the closing costs, not 100% minus 5,000.
The other thing, I was told we could do a same-day closure. But after we signed the contracts, they ended up changing their story and said, "No, the CEO said we can't do same-day closures anymore." I pressed and I pushed. I said, "This is what you sold me. This was our verbal contract. Once I paid you money, that's our contract. Find a way to make it happen." I had to sit there and fight for this stuff. That part of the experience, I didn't enjoy. Then, I was very clear upfront when it came to the actual closing that my girlfriend and I were going to come and close and do the deed together. We were told, "Not a problem," and, "Have her send her ID." I did that. But then, they said at the very last minute, "We can't do that. It's against our rules." All of that stuff made for a very lousy experience. But the new construction manager is doing his very best and going above and beyond to right a lot of the things that were wrong with the house.

The home-buying process was so smooth and fast. They requested a lot of things to accomplish with their requirements and I provided all of them. The sales rep was really kind. He sold the stuff and they gave me a lot of feedback. Every Thursday, he was in touch with me, following up on all the processes and what was going on. I'm so excited with my home. It's very, very nice. This is our dream home because my family and I want a very nice home. It's very functional with a very good location. It has all the resources and utilities. It's a very, very nice community. It's very peaceful and we are so glad to belong to this community. They're doing the park dog and the park for people. There are a lot of schools nearby and markets to go to. We have everything that we need.

It took us a little bit longer with the process because the data that we needed to close on was a little extended. But the rep was really good. His name was Quinn and he was really nice. He was pretty good with information. But mostly, he's got a good character. But I didn't like the guy who handled all the money and paperwork. He was much less cordial than Quinton. But he was as good at his job. The community is pretty good. Other amenities kind of rely on the lake as far as the park, which is fine because it's built on a golf course. It's pretty good. The layouts are good. They do a good neighbor fence thing where every panel is reversed so that you're equally responsible for every side of your fence compared to being responsible solely if a fence falls, which long term will be beneficial.

The rep was very friendly and did the walkthrough. I like that they have one of the builders go through the closing of the house as far as closing inspection, and going through all of the appliances. It was great to have that. But the construction sucks. The construction flaw is the walls are paper thin. We sit and listen to our neighbors talk all night. We would have backed out from buying from LGI due to harassment from the sales department. But the on-site people, the LGI reps, the supervisors, and the managers were fine. They talked with us and explained a number of things. That communication channel is wonderful. But we've got some great disappointments. We spent $280,000 plus another 20 to get down here.

Erin was phenomenal. She was very helpful in every step. She made sure that we were taken care of when it came to questions and any sort of concerns that we had about the house. She was very, very thorough in making sure that we were comfortable and we weren't getting into something that we necessarily didn't want to. At the time, my wife had just graduated from college, so she told us, “Hey, if at any point in time, for whatever reason, you don't get a job offer by the time that we expect the closing and everything, you let me know and we will work with whatever we need so that you guys aren't getting into a house payment that you guys can't afford or anything.” It was all very simple, fast, and easy process compared to what I've heard about buying houses. My wife and I love everything about our home. It didn't meet 100% of what we wanted but it met all of the necessities. Also, the HOA is nice from what I've seen.

LGI's assigned closing date had to get pushed back five times. So that was a pain, because we had to reschedule our movers. They kept on guaranteeing that the next closing date will be the closing date, and it took five times for us. They said, "It's a hard close date. We will close on this date." Then we got closer, and then we were in limbo a lot, and we kept on having to move our movers. We did a lot of shuffling. It was pretty annoying.
As far as the home, there was damage. You could see the quarter beading on the landing in the stairwell. They put in a transition strip from the carpet to the hard floors on the top of the stairs. You could see that it was brad nailed down, but it still wobbles. It's like it was just quickly put in just to suffice us. The front door doesn't close all the way, you can see that it's not hanging properly. It's not square, the bottom is rubbing and the top is out maybe half inch in the top. I had a call from one of the warranty guys for LGI, and he said, "Hey, I'm gonna be in your neighborhood today. Can you come meet me?" I said, "Yeah, I'll be home around 1:30." Then there was no phone call and he didn't show up. It's like LGI got 95% done and then tripped the finish line. Overall, we still like the home.

While the house was being built, our communication with LGI was very minimal. We had to go through our realtor to get information constantly ‘cause we were never hearing anything. I initially talked to one guy. I got a couple emails from him here and there. But that's it. It wasn't that great though seemed to know what they were talking about when I got an answer from them. The building side is a little hit-and-miss. But on the flip side, the LGI finance side was very good.

For the most part, the reps were good. We had some issues with finishing touches like the drywall that were a little harder to get addressed than they should have been. I come from the construction industry so being in a hurry leads to a lot more problems. Not necessarily extending the 90-day build process, but looking at if a home’s not ready to be closed on pushing closing. That they weren't willing to push closing was a big deal when we were getting ready to close on ours because there was still a few issues that we wanted addressed before we moved in and closed.
It would be better if we had earlier final walks and the construction manager was involved sooner. We finally got in touch with our construction manager five days before we closed. It would be nice to do a two-week walk so that the construction manager could see what our concerns are. But all in all, it was not a bad experience. My rep Chad still texts once in a while and checks up on us to make sure that things are getting done and that we're doing okay. Our new home is simpler and it's our own space. My commute is a little longer but that's not a huge deal.

There was not a lot of pressure with LGI and it was a good experience. The homebuying process went well but it got frantic towards the end. We ended up selling our home and we didn’t get as much as we wanted to from it, so we had to change our down payment. I was trying to figure out how to get it down, but we got it figured out. We like our home. There is a lot more room and it’s a lot better insulated. LGI Homes is a good place to get a home. It’s good for people that need to work on their credit and get better. They have programs that can work with you and they're very upfront about everything they do. They helped us out and we appreciate it very much.

One of LGI's sales agents was bad. When I asked him something, he said he couldn't do anything for me. Then, when I asked him to ask his supervisor, he said he couldn't do it. But I was still interested so, I talked to the other sales agent that was here, and she helped me. But I didn't get the home I wanted since there was already a contract on the one I wanted. I chose another one and the process was done in about 45 days. I've been in the home three weeks now and blue tape from the walk through is still all over the place. Also, work orders have been put in and repairs are pending. They are for the paint, some sheet rock, replacement of a window, and replacement of the dishwasher door. Plus, the dishwasher's not even connected. When I submitted the work orders, they said they'd call and schedule something. But they didn't give me a time frame for the repairs. Other than that, the home is good and I like it.

This is our first new built home that we never went to. It's good quality. The total process from application to move-in date was exactly 45 days. It was very easy. We were with Jordan and he was amazing. He responded in a timely manner and kept us abreast with anything that was needed. If we had any questions, no matter the time of the day, if he was off or not, he would answer and do his best to get us the answer to whatever question we had. On the other hand, Jamie would tell us one thing in conversation, and she may have forgotten that she told us whatever director she gave us. It was a lot of backtracking. It felt like a lot of pointing fingers like, "You shouldn't have done this. You shouldn't have done this." But this is what you told us to do.
I wish the playground was complete. LGI Homes is building more homes in the area. However, I don't see any work being done at the playground. But I love the location. It is very peaceful out here. It's enough space for everyone to have their own personal space. My husband and I have a three-year old. So, just being able to see our son happy in his home is a priceless moment. I try to get so many people that are looking for homes to come out here and be our neighbors. So, I have submitted a lot of referrals for my friends and family already.

We bought from an estate so LGI Homes was very accommodating with virtual stuff and answering phone calls and texts at all times and all days. We walked through the house that we bought when we looked at it. It was clean and well laid out. We would have liked a doorbell. And we had a little tiff with the Wi-Fi because they don't drop the wires down from the garage, so the guy is having a hard time finding the wires but he's gonna come back tomorrow and splice them from the garage. Other than that, it’s worth not having a headache with a new build.

When we were doing the numbers and were on Facetime going through it, he gave me exactly what the lender was like, what it's gonna take, and what we have to do. That really helped because that let me know what I'm gonna need this and what I should expect this. The numbers were perfect.
This is the first home that I've ever bought and I didn't have any expectations of how it was supposed to go, but they were really cordial and straight to the point. They told me what it was from the beginning. Also, the build is really nice. They did good and Scott, the construction worker, told me to let him know if I have any issues. He's really nice. But I really didn't see any faults. The things that were fixed weren't a long laundry list. It was very minimal and they readily fixed those things before I moved in. It was a great experience.

Everything was not what it seemed it would be. LGI worded it to where you thought that things were going to be fixed and they didn't disclose all that. They were not upfront. I may end up selling this home just because. It was too pricey. They said that I was getting a lot of equity in the home and they sold it to me a little bit high. I got a better home because it was the office, but the quality is not as good. They use cheaper contractors. One contractor even said that LGI likes to underbid.
LGI said that we're paying homeowner insurance for $336 but the community is not that good. You can tell when people don't take care of their home and their yard. The cars parked up there are not working. But I haven't called LGI and tell them that they need to come over here and take a look at the neighborhood. I don't think they've done it in a while or else the homeowners would be given citations and people would be cleaning their yards. Also, they have loud music and drive real fast. You can hear hot rodding cars.
When we walked in the home, the seller tried to pressure us too. He said, "Oh, somebody's gonna come and see that house right now and I think he's gonna buy it because he's an investor and all this and he's on his way." Luckily, we got here before he did. At the beginning, I thought the property was so quiet. But I didn't know that it is by a penitentiary. The seller said everything positive but he left that part where there was incarceration here. I inquired about it myself to the police and they said it was all white-collar criminals. But still, the seller should have disclosed that.
I started investigating the insurance of the house, and the insurance that they quoted me on the estimated quote was actually for a new home, not a 2020 home. When I talked to the seller and talked to the lending guy, they said, "Oh, okay," like they were brushing it off. But then I said I was not closing it until I figure this out. I told them that I needed the payment to be under 3,000. I was told, "Yeah, it is." So when I started questioning and calling the insurance company, it was a mess. It almost made me feel bad like I didn't want the home. It was a nightmare. I've never had this before, even for the older purchased homes that I used to have.

I decided to go with LGI Homes because of the programs they offer. They offered a 2-1 buydown. And with the VA incentives, that is phenomenal. Jesse is well-educated around everything that's going on in the community of the builder, just all the aspects of the home. He showed me all the properties that were available so my clients could make a judgment on which one they wanted. Also, he texts me at least once a week. The lender was Marvelle. She was phenomenal as well. So good that I'm sending another client through them because of their customer service. On point with everything. It closed earlier. I'm going to take another client there on Saturdays so she would see if they would prefer to have one.
Everything is under warranty. And the site manager is there on the site. They told all this during our final walkthrough, “The AC is gonna feel kind of wicked from the bottom and the top because it's vacant and it doesn't have any furniture in. So you're gonna feel some kind of variance. What you do is you call them. Here's the number to call them and they will come right out and they will adjust it for you.” They came back and immediately fixed it. There's a community park, a pond that you walk about, a basketball court, a playground and a dog park which is important to people. Another thing that’s cool is there’s a school in the community. How far the school district is is also important.

The home consultant, Larry, was awesome. He's a very exuberant man. Everyone that we talked to at the LGI office in the neighborhood was easy to work with as well. They were very friendly and knowledgeable. It was a pleasant experience. This is our first home. So, we're very excited. We bought on the 28th of December and we said, "Screw it. We'll start the new year by staying in the house." We have been staying there since New Year's Eve.
I love the quality of the build. We had our own inspector come through, and he found some minor things, cosmetic mostly, that would be normal with a new build. It was good to know that there was nothing major trying to be hidden. Everybody at LGI has been very helpful too. Even the person in charge of the builds, he gave us his personal number. There was an issue with the gas meter, but that was on the gas company's side and we didn't know who to contact at first. We just shot him a text really quick and he got somebody out here.

Terry was our actual sales consultant. But our location was short-staffed, so Patrick helped out a lot when Terry needed assistance. But both of them were super amazing. They simplified everything, and they made the experience easy. We've been trying to buy a home for three years. And it has always been stressful and a big headache, but LGI Homes took all the weight off of us. It was so simple and comforting.There was a crack in the master bathtub. But even during the orientation, the builder, Ian, had already scheduled someone to come to fix it. He said, “There are a couple things. But they're already gonna take care of it. I already have them on their way to do it.” So, we didn't have to worry about anything. I enjoy our home.

The representative from LGI Homes did pretty well. He was clear. It was a little misleading in the beginning, but I told him about himself. My son and his wife knew they couldn't afford the home on their own, and they thought they were gonna be able to share the purchase process. So, they were coming up to sign documents with us and we found out that they couldn't but that was never really clearly stated to them. By the time it was time to sign the papers, we realized that my husband and I were just gonna be the ones on the documents.
When it was all said and done, somebody else came to us and told us how we should work that process to be more advantageous for us. So, they were just a little disappointed. The contractor, David, has been phenomenal as far as staying on top of things. If a few things did come up, he was right on top of it the same day or the next. We initially signed in November and we closed on the 27th of December. I have recommended it, especially closing as quickly as we did.

Chris with LGI Homes was the sales guy that sold the house to me. He called me and he went above and beyond to help me get the house. He explained to me where I need my credit score. Then he made everything so much easier. It was him going that extra mile and some. I've been trying for a long time to get a house and he made it happen. Everybody in the office was great. Even the receptionist there was awesome. They make you feel at home when you come in. Everybody got a smile in their face. Those guys are spot-on.

Working with my LGI home consultant was great. As first time homebuyers, we were nervous about the whole ordeal, but they made it very easy to understand. It wasn't as complicated as we thought it was. It was a seamless experience. The home is really good, too. We haven't had any issues so far. The construction manager usually comes by and checks up. It's not like you buy the home and then they just forget about you, they still check up on you and make sure you're good.

It was smooth from application to closing, and it was done within 30 days. We came in on a Saturday, then we closed on December 13th. Communication was great. We used LGI Mortgage Solutions, and bill was great with them. The mortgage loan officer, Rocky, was great at the office a swell. They kept me up-to-date, and I didn't have to do a lot of communicating because I was told we had a clean file. Also, the home has been great. I've only submitted two maintenance requests and that was just stuff that I didn't catch when we did our final walkthrough. Other than that, we love our house, and we couldn't be happier.

LGI Homes and their affiliate, Bauer Landing Homeowners Association, Inc. Are advertising Veterans Homes for no money down and then taking advantage of the Veteran by failure to provide the Veteran with their account information, invoices, notices regarding their annual assessments and taking away their homes by placing liens on their homes while they are in travel status, etc. and then foreclosing on their home. With the proceeds from foreclosing on the Veterans home, the Builder LGI Homes is building more and more homes to repeat the same actions.
The Builder, LGI Homes is in cahoots with Bauer Landing Homeowners Association, Inc. LGI makes 10% Contribution to the Veterans Organizations to not only appear to be patriotic, but also to get the tax write off from the proceeds generated from Bauer Lading Homeowners Association proceeds from the sale, as the HOA is a nonprofit organization so the HOA can't take the write off, so the HOA gives the TX write off to LGI Homes. As a consequence, many Veterans are selling their homes before they lose their home. Please research the homeowners association and the builder before buying a home to avoid harassments from their attorneys and hassle of losing your home.

We did a consultation with Steven. He was nice. He gave all the information that we needed. And with all the construction foundation, it will be long-lasting. All the process that I went through was good. But when I bought the house and it was officially mine, it was a bad experience with the construction. I was not happy with the quality of the LGI house. It was not like I expected.
When we were doing our walk-through for the closing day, the house was not completely done. There were lots of cosmetic issues and they are still trying to fix it. We moved in and saw little stuff that is not considered as a brand-new when you buy a brand-new house. They had a 14-day timeframe to do it, and they went past that. After that, I had to go through the Better Business Bureau. I complained. They tried to do most of the things but they said that they could not do some of the stuff because they didn't come in the 14-day window period. But nobody did anything in that time period, and now, they are saying it has already passed that. I was disappointed.

I was not impressed with the LGI manager that was running the place. He wasn't very nice. Even when I called him out for it and told him I didn't appreciate it, he just made an excuse for it. He didn't say sorry. There was a miscommunication between him and his staff. There would be times where we would call and say, “We're gonna have an appraisal done. Is this day okay?” We were told, “Yes, it was fine.” Then the manager came back and said he didn't approve it and that it wasn't okay. Then there were issues with the appraisal. We were gonna have to pay for two appraisals. I had to have my Realtor tell him and his people that are working under him that they were no longer allowed to contact me unless it was through email and it had to have my Realtor in the conversation as well. ‘Cause they were calling me and asking me for personal information that I was told they didn't need.
We also ended up switching lenders day of closing. The closing was pushed a week later. The other thing too was they were being so pushy about us closing on time, but the house wasn't fully done yet. We had found some issues with water being backed up. It didn't even get fixed until right before the new moving date. It wasn't a great experience for us. But the lady who initially was helping us was Michelann and she was really nice and took care of us.

Christina is an angel. She helped me a lot. The home is nice. It’s big enough for me and I got a backyard. When I was out there looking, the older homes had backyards but the newer ones are like camp homes. I like the idea that they give you grass and a tree. They give you a starter landscape and it’s fenced in. You don’t have to worry about adding the fence. Overall, LGI has been great. The builders, if I had a problem with the gas, were right here. They were on time. They came when I wanted. They’ve been on top of it.

The gentleman we had from LGI Homes, Vinny, was top shelf. We have recommended this builder and the deal strictly with Vinny. If I were to have my own business, I would do everything I could to get him away from LGI to come work for me. He was patient and understanding of our needs and wants. It takes time to find the right house, but he stayed with us through the whole process. He was always on point. I like his honesty and integrity. He didn't try to snowball us. He wasn't like, “You gotta buy my home.” We went to one place and they said, "You don't want LGI. You want us. Our house is better than LGI.” But I knew better.
The quality of the home is very good and the sales concept is excellent. But there are a couple areas that LGI needs to work on in the building as well as in the whole process. When they put the side in, they don't roll the lawn. I can't walk out there because I can't run the risk of getting hurt. My wife feels the same way. It'll settle, but it will take a couple of years. I would also find a better electrician. He wasn't the best. He shouldn't have to come back and do simple things to make sure that the wall plugs are working. The garage doors are beautiful but somebody wasn't paying attention when they put them in. It’s a three-car garage. There's a double door and a single door. Whoever put the door in didn't bother to see if both doors match up based on the strap hangers. They're off two or three inches and it's obvious. Now, we’re still waiting over a month now for them to come back and make it right.
Coming from the master bedroom then going into the master bathroom, there's a split vanity. My vanity is on one side and my wife's on the other. I'd have to get up out of the stool by my vanity or move out of the way of my vanity so you can open the door. To open the door, the door swung right right in front of the vanity. Nobody could stay in there. Why would they not redo that and put the door swing left? I also prefer to have a larger commode because I'm a bigger guy. But I was told, “No, we don't do that. This is what we use. That's the way it is.” That's unacceptable. I also asked if they could give an incentive to my son who recommended LGI but was told they don't do that. That's not smart business.

Working with Rosemary, the rep, was great. The home buying process with LGI was typical but being a new homebuyer, I’d like a little bit of guidance or communication. The quality of the build is okay and as far as the warmth of the home, it stays. I love the temperature inside versus the temperature outside. But there are some areas that the build could have been better. There seems to be a draft in the stairs so if they would have put a little more insulation behind the stairs, it could help prevent the draft that you feel going up the stairs. You can hear noise while the house is settling. So, if they were to add a little more padding into the carpet upstairs, that would have helped prevent that noise that you hear. Because we're already hearing it and we're only a month in. Other than that, it’s a nice home.

I didn't have the best service with LGI at first. They sold the house that I was supposed to be getting, so I had to go to something else. They took some of the money off the pricing of the home to accommodate. The quality of the build isn't that good. There are still stuff to be done that they haven't even touched. I'm starting to see cracks in the walls. There was some sharpie on some of the laminate. There's some mud that got mudded over, but not painted over or sanded. It's over the paint. My door stopper has an issue. One of my doorknobs is messed up. My dishwasher is chipped and I still haven't seen a new dishwasher. My fridge that they put in is scratched. I'm pissed. They're supposed to come and fix those things. But they haven't even tried reaching out to me and it's already been two months.

I saw LGI Homes in one of the communities that was already built in Charlotte. I filled out the contact form, and someone reached out. I came over here and I liked the community. And the new house was good, so I decided I would do it. Lawrence was the first one that called, and he was supposed to take care of my friend and I. But since he was busy, some other representative took over. And I was told I could wait for Lawrence until he was done. He said, “Oh, it might take a couple of hours.” And since I took the day off from work, so I went along with him. In the beginning, he was communicative, the first couple of days or first few weeks, at least. So when I first looked at my current house, it was all frame. He took us around the community with already built houses. All of that went well.
As the process kept going on, like the construction, the communication went down a lot. I had to call every day or every other day to check on, “Hey, what's going on?” Dude said, “We are on schedule.” I was supposed to close October 27. And in the beginning, when I asked him, “Are we sure we're gonna close on October 27? Because I have to give two months’ notice to my apartment.” So I told him my situation, “I have to give them two months’ notice, so make sure. Tell me that we are going to close October 27 or around there.” He said, “Yes, we'll definitely close on October 7, if not, maybe a week.” That's November 10. So, I gave my two months’ notice at the apartment. They already rented it out, too, because I told them, “I don't want to pay any extra, so please rent out my unit first if possible.”
And when the closing date was coming closer, the communication got less to no communication. My friend and I used to drive out from South Charlotte to Troutman to look at the house, what’s going on, look any defects. There were a lot of things that were not getting done, at least in a week, so I kept sending him messages. “Hey, this is not done.” One of the ceilings didn't have a panel, so I told him, “Hey, panel’s not there." And there was no water boiler. I kept telling him all of these things. He said he communicated to the building manager. But later on, after the first week, around November 6, when we didn't close, so we came by and inquired with the office. He never told the building manager all the issues. So, the building manager was not aware of it. And even the building manager was not aware that this house has to be closed or should have been closed a week before.
I was supposed to close on October 27. It was not done. I was here in the office November 8. I said, “Hey, I only have two days. What can I do?” And the advice the representative gave was, “Just don't move. What are the apartment people gonna do?” That’s not me. I never had any bad remark in my rental history. So, I said that's not gonna work. And he said, “Okay. We're gonna close it next Monday,” which was November 11. And come November 11, still not ready. There were still some things not done.
There were tiles missing in the bathroom. There were a few other things that were missing. So, that was when my friend went into the office. He had to make a scene, “Hey, what's happening?” And the building manager stepped in and said, “We didn't know. All of these things were never communicated with us. And we didn't even know that this house was supposed to be closed.” There was a big communication gap. So, all of that was not done. And I had to pay extra to my apartment people. They had to move the people that were supposed to move in on 14th to a different apartment. And my apartment went back to rent November 25th. I closed on November 21st even with some of the things still missing.
Today, the cabinet company came and put the missing crown molding on all the cabinets. And still a couple of drawers don't work. They don't pull out smoothly, so they said they have to order some parts and they're going to come back again next week. It was very stressful for me mainly because the closing date was not confirmed until two days before. I closed the 18th, but I was told the Friday before that, “You will be closing on Monday.” I was, “Okay. Finally.”
And even on closing date, the representative did not come by, checked up. He did not call in the morning. I had to call him, “Hey, I'm on my way.” And I said, “Hey, I'm here. Where’s the lawyer or attorney? Where’s the notary guy?” After that, he came in, gave me a folder. “All the things that you need are here. Please go through.” And he gave me a keychain and pen, and he left. He didn't stay for any questions. It was very weird. It felt like either he was doing me a favor. He didn't want me to buy the house. It felt like he was trying hard to make me back out of the deal.
It felt like maybe he didn't want me here because I'm not American. I'm an immigrant. Maybe he just wants to sell the house for a higher price. Because after we put the security deposit down, the next week, all the house prices went up by 7,000. So maybe he wants to sell it to some of his friends. This was a thought process all along. It wasn't a good experience that three weeks before closing. I was depressed. I was, “What am I supposed to do? Should I just back out?” My friend said, “Don't back out. If it comes to that, we’ll call LGI corporate office and we'll deal with it.” So, I said, “All right. That's fine”
Now, for the good part, which actually made me actually stick to the plan of getting a house here. And the first representative I spoke with on phone, Lawrence, was very friendly. He was very open. He told me all the issues that we might have up ahead. So he was very open about it. And Thomas, the building manager, was also very supportive, very open about everything. He did the walkthrough of the house. He would stop, ask me if I had any questions. And he told me all the things I needed to take care of for the first year. And even now, he's still in contact. Every now and then, I message him, “Hey, Thomas. How are you?” He would reply back. He would walk out to the house. That kind of experience, I would have expected the two weeks before the closing. Even if it was delayed, if there were communication, like, “Hey, Sai. We are really sorry.” I don't even need an apology.
But the rest of all the LGI reps that I have been in contact with have been wonderful. And the first time I talked with Lawrence, I felt good about him, the way he spoke, the way he showed respect, humility, dignity, and how he showed LGI is what you need. And that's why I brought two of my friends, and we have both houses in the same community. And we both brought another friend. He's few houses down now. Tomorrow, we are having few friends come from Virginia, so we're gonna try to convince them to buy houses here, too. And all of this is because of people like Thomas and Lawrence. We are pushing people, “Hey, even if it's a little expensive now, you should consider LGI.” It's a beautiful house. Overall, well-constructed. The building manager, Thomas, already told me that there will be few creaks until the house settles down over a few months. But good quality so far. I'm more than satisfied with the house.

I went with a newer build because I was assuming it has more life but I realized that the build in 2022 weren’t so good. LGI mass produces all kinds of lumber and material to build these houses and now, the market’s crashing. But Ken, the rep, was good and knew what he was doing. LGI is very helpful and took time out of their day to make sure you got your questions answered. They said that they're going to start building parks soon, which is cool. The only thing I’m having issues with is the caulking that they did. It’s already cracking. Also, the garage door is all bent.

Everything is good with LGI Homes. I love the house and the way they deal with me. The rep who helped me during the purchase was very good, polite and a very nice person. Every time I have a question, he answered correctly. So, I have no doubt with anything. I did the application with my wife and the next day, I had the answer. It was very fast. It took me three weeks more to get the money together. But otherwise, it was very good. I only had to pay the down and they paid the closing expenses. So, that's wonderful. I received good service from LGI. They should continue to give others the same.

The reps from LGI Homes were helpful and seemed to do a good job. They have a good system down. The quality of the build is good though there are a couple of minor things here and there that kind of needed a little adjustment. We were the first house in the community and there are only six other people that have moved in so far. So haven't met too many people and it's been very cold, so I haven’t walked the dog around but I’ve got a couple of neighbors that I've met. They've been nice.

LGI was the largest home that we found and had all the amenities that we wanted. It happened to be available in the window we were looking for. I went with LGI for the mortgage and everybody made the process very smooth and easy. It is a good, standard quality home. Everything's pretty well done. But I've had a couple of maintenance issues. I got some drywall that popped out. I've got some places where the flooring had to be repaired after the close. But it's not a custom home, so I had reasonable expectations, and those expectations have been met. LGI came with a warranty and they've been very responsive. I make a phone call, and they’re there the next day to take a look or they're reaching out the next day to let me know when a technician would be available to handle it.
We did our walkthrough the day before we closed. I had seen the property two weeks prior, and I identified with the sales rep a few deficiencies. But they were still there two weeks later. Now they fixed them the next day. So they got them done and we got a lot of responsiveness from them on the things that were identified during the walkthrough. But it seemed like until the final inspection, the property just sat with no motion.

My sister and her husband bought a new house from LGI homes in 2021. One month after we moved into the house, we started noticing the concrete of the driveway started spalling. We contacted LGI homes but they REFUSED to fix it. As time went by, it spread and got worse. We have to clean the sand and little rocks that chip away. I walked around the houses built by LGI in my community. It seemed like that ours is the only one suffering the problem.
10 months later, we noticed another horrible problem. One day when my sister went home around 5 PM, there were tons of ants in her bedroom. We called LGI Homes but they REFUSED to fix it AGAIN. We called all pest control services that we could find. None of them would be available until 3 days later because of independent day. Can you imagine how desperate we were at the moment? I eventually located the issue after vacuuming the room. There were some cracks behind the baseboard. Ants are tiny enough to go through them.
Finally, ants stopped getting into the room after we sprayed one gallon of insect killer. It might be toxic for my sister who was pregnant but we didn't have any other choice. Eventually, a guy knocked at the door after we called them persistently. What he stated was that they wouldn't fix any crack unless the foundation cracked. If foundation cracked, we'd see some vertical cracks cross the whole house. They'd only fix this kind of cracks in warranty period.
When the house was under construction, we noticed that workers didn't fully fill the gaps of bricks with mortar. As time goes by, once stucco chips off or crack, it'll be vulnerable to pests. Unfortunately, they turned deaf ears to us. A few days ago, we suffered the same pest issue AGAIN in the dining room. It's enough, we decided to hire some people to fix all problems thoroughly. We haven't call LGI since then because we know it's just waste of time. Extremely frustrated. Won't recommend LGI to anybody. Thanks & Regards.

My experience with the salesman was not the best. He was a very nice guy, but he only tells you what you wanna hear. Over-promise, not over-deliver. Also, working with LGI wasn't a pleasant thing. It was constantly having to hassle and call them, and a lot of it was the loan process. I had to go through the whole process of being pre-approved once. I already had my loan approval letter, but they talked me into going through their lender, which ended up being loanDepot. That was the biggest beatdown. It was very invasive.
I looked at a couple of homes, and our Realtor sold us on this other property as opposed to what we looked at previously that was about $30,000 cheaper, telling us that, “Oh, that community is going to decline. You don't want to live there.” He sold us on this one because it's in a much better area. The home itself is okay, but not much bang for your buck. It's not as big as the other homes were, but it seemed to be a nice looking home. In terms of quality though, there were lots of little things they had to come in and fix afterwards. The concrete work was complete garbage, and I'll be fighting them on that for years to come.

The communication was good. I wasn't able to understand a few things but I spoke to my loan officer, and she was able to let me know on all my doubts. But I almost backed off the deal because my assumption was the builders would pay for the closing cost when you're buying new homes. I didn't have a real estate agent and I went directly to LGI. So for that reason, the process wasn't comfortable for a little bit. But when I spoke to the loan officer later on, she put me into ease a little bit.
The only thing I've had issues while moving in was trying to get my bigger stuff into the house. So we had to take down the door. Unfortunately, when they fixed painting the home, they just painted over the latches. So, it was kind of a little work put in trying to get the pinch bolts out in order to remove the door. LGI should try to avoid painting over the doors so it makes it better. So far, everything’s all good.

We had a very smooth process from beginning to end. We got good communication from LGI Team too. We also really like the quality of the home. It's a good material for almost everything. The only thing that I feel a little different is the door. Some doors have really light material. But the backyard is really spacious and the structure of the home is also pretty nice. LGI has been a mess of an experience. From faulty plumbing (large number of neighborhood is dealing with improper installation of master bathrooms resulting in leaks, inappropriate installation of hardware, etc) to lack of caulking around entryways and exits of home (I and others had to recaulk or in many cases place caulk in these areas). Now, even though LGI is placing the final touches on its final home (which is the conversion of its office to a home), they have left a grossly overfilled dumpster in the neighborhood, which has spread trash everywhere. When speaking to my HOA, they say LGI has to collect this; however, I’ve literally watched LGI construction supervisor pass by over and over again. So basically, even though LGI is leaving my neighborhood, it’s leaving behind a mess to remember it by. Absolutely frustrating.

The application with LGI Homes was fairly easy. It took a day. The consultant I've been working with was helpful throughout the process. Everything was nice. It took three months to get the home. But now I've been having issues with the work of my home. When I came when we had the closing, my home wasn't ready. They pushed it back a week. A week later, we were walking through my home, my home still had walls and frames that needed to be put up. It was a hot mess. My kitchen cabinets are all tilted. All they kept saying was, “Yeah, we'll fix it.” They reassured me and wrote it down before I signed.
I decided to sign because I felt confident in Cody, the manager. But I've been begging them to come every day for almost a week now. They kept bouncing me off of construction managers because they don't want to come to fix it. I've been texting them five times a day. I'm here waiting for them to still come. They just blow me off. I had to be the one to go find them in the street when I saw their truck. The quality of the home has also been horrible. If it wasn't for this location and the foundation, I would have not bought this home. They contracted 16-year-old kids to come to do this home. I had to be on them. They just come, try to slap it, and leave.

It was a smooth process with LGI. They were also a more affordable option than a lot of the existing homes because they were under the 400,000 mark. They had just had a price reduction. We love the build. There were a few minor repairs that needed to be done, just as far as the eye could see. But the construction manager has been very responsive in following up to make sure that he addressed all of our requests or needs. My biggest concern is, even though we have an HOA, I’m noticing a lot of the investors are coming in and buying out some of the homes. Hopefully, whatever happens with those, they stick and follow the HOA rules.

The reps were very helpful in the process and I was 100% comfortable. Our home is a three-bedroom, single-storey house with a two-car parking garage and a good front and back yard. There is still some work that needs to be done but it's well-built. With the kitchen, they provided all the appliances, like dishwasher, refrigerator, microwave, and range. So, they provided all of this. It has a good amount of cabinets, a huge pantry, a beautiful island with more cabinets underneath. So, it's a decent-sized kitchen and I love it.
I love the community I'm in so far. It feels safe, although we have heard in the past that there have been events where things were stolen during the time of construction, which are still getting fixed. But apart from that, it's beautiful and the people are so nice and friendly. It's a perfect community with a beautiful park.

I reached out to LGI after doing research to find a home. I contacted Josh ** and met with him to see the homes in person. I had my credit pulled and I was going forward with the process. My, then, boyfriend decided he wanted to buy the home with me and said he wanted to get married and adopt my children. His credit was only 480 so I had to pay off his debt and credit, and add him to my credit cards to be approved. We were going to use a VA loan so that meant I could not be on the mortgage but I would be on the deed. I pulled his credit up to 650 in under 2 months (I Have proof). I paid the down payment on the house.
The day before closing, Josh sent me an email and voicemail reminding me to bring my ID to closing to sign the deed. The very next day, closing day, the happiest day of my life after being a single mom of 3 special needs children without child support, living in a 2 bedroom apartment so I can manage, struggling through nursing school to get ahead in life... my boyfriend contacted Josh and told him I was not wanting to buy the home with him and I was not showing up for closing. (LIES, OBVIOUSLY) and at 8:17 am (I Have the proof), he had my name removed from the deed as I was at the office to sign on OUR house! Nobody spoke to me, or asked me! We sat down at closing, and my ex signed his papers while I waited for my turn.
After he signed, they handed him keys and congratulated him. I asked what happened to my signing, and Josh it was a "mistake" and an "easy fix" and told me to do the walk thru on the house and come back so he can fix it. However, when we returned, he did not fix it! Now, one month before Christmas, my 3 special needs children and I are HOMELESS! We have been evicted, literally, from OUR home!
Without warning, no notice! THROWN OUT BY LAW ENFORCEMENT! I was told I do not own the home and have no rights! I just lost my whole life! MY credit, my home, my everything! I am homeless! LGI will have to answer. I am not letting this go! LGI will be held accountable and be repaying everything! I will not stop until it is making INTERNATIONAL headlines. This is HORRIBLE! My middle son, who is autistic, is already suicidal! This is unjust, and unlawful. Josh & LGI will be held responsible. I previously emailed corporate with nonreply. This is being escalated.

The application process was pretty easy because I've been through the process with another lender since I was looking at another property. But one part that was not easy was the app itself would not connect through to pull the banking uploads or banking information, so I had to go to my bank, download, and try to upload it. Then LGI only wanted certain things. So that part was a little crazy and hard.
I love everything about the home. But the thing I do not like and understand is that a doorbell is an upgrade. I've never had a home where a doorbell is an upgrade. That is utterly ridiculous and cheap, so that is frustrating. Other than that, everything else is fine. Everybody that I worked with was very helpful. Tabitha and Steven were great. The lady that does the closing walk-around in the home was amazing. Everybody did a good job.

The people were very hands on helping and assisting. Ashley did an amazing job. She was out of state but she was still very hands on to assist. I can appreciate that because she didn't have to do that. And the lady who does the touring of your home did good. Even the manager was helpful. It's still a lot of construction that's going on. But the water smells bad out here. As soon as you come towards the door, it smells like eggs. And you can also see where some work has been rushed in the home. The quality could be better. Because when I moved in, there were two water sprinklers in the front of my yard that have been broken. I don't know how that happened or how somebody did that or what they did or what they didn't do. But as far as the staff go, they were fine. LGI Homes did a very good job.

The outside of the house is great. But there is some cosmetic issue on the inside as far as unfinished railing. They weren't sanded down so they've got a really rough edge to them. There is missing paint in several locations. We've had some plumbing problems. My ceiling had to be redone because the pipe leaked. I didn't get a lot of clarification on that. So they're redoing my ceiling right now.
The construction managers are pretty quick to get on the scene. Last night, we had an incident where we were told that plumbing is not covered in warranty as far as if it was the owner's fault or it’s a blockage. But the plumber that came out said that a new house should not have issues such as that. There was a clog somewhere between 20 to 23 feet. He is suspicious that it happened due to the plumbing being not installed properly. Not necessarily the ceiling themselves, or the sealant, or the pipes being connected to one another, but the direction in which the pipes were laid. I paid $600 for a plumber to come out and tell me that there was something wrong but not tell me what it was because he can't see into the wall.
Carlo, the construction manager, is great. He really tries to help in the areas that he can. But there are some things that are beyond the construction. There are different departments. But they are communicative. They try to resolve what they can on their end. They're willing to extend as much assistance as they can. The home itself is beautiful. I expected there to be some subtle flaws so we're not heartbroken over it. We just want it to be done so I can put my couch back to where it belongs.

The rep really helped me out and made sure I had everything I needed to move forward with the process. The home buying process was fairly easy too. As soon as we got in the contract, the loan officer definitely helped me along the way, and we closed in 30 days. I love the home, so far. I would highly recommend LGI Homes. If you live near the Air Force base, it's an easy commute and it's great people to work with.

Our LGI consultant was Brian. He was really responsive. I appreciated how quick he was to respond, even if he didn't know any answer. The first time we looked at the house, we immediately signed a contract. We were told that the seller would do a buy-down of our rate and cover all of our closing costs. But they had a new promotion and didn't realize that when we went in for the loan, we found out that they couldn't give us both. That was really frustrating because immediately, the price of the house went up. A lot of that, to us, was sketchy because we were guaranteed one thing upfront, but then when it came to actually purchasing it, we were told it's gonna be a higher price.
We’ve been here for about a week now. There have been a few things that we've noticed that are minor and nitpicky. We were also promised one thing and then we ended up with the puniest little fridge ever, which was not the picture we were shown, so we ended up just moving it into our garage. There’s also no backyard. But overall, we've gotten what we've paid for and I would still recommend LGI.

We decided in April to go with LGI. They didn't, however, start building the house until August. They completed the build at the end of October. But we've not been impressed with closing with our property manager. We've had quite a lot of issues with the house and with the construction of the home, and the construction manager is just not responsive at all to the issues. We wrote all the issues down in our final contract before we signed on the house with the issues that need to be fixed within 14 days.
However, I'm not sure he's gonna get it done in time because he's not responding at this point. He was somewhat responsive for the first 24 to 36 hours, but since we've closed, after that, he hasn't really been the most responsive. Our problems have not been fixed, such as our roof has holes in it and it’s improperly put together. We had a roof inspection and they found issues. We also noticed the cabinets have many chips and are not installed properly and that hasn't been fixed. We also had some plumbing issues on the back along with multiple landscaping issues and water not draining properly. He just hasn't been very proactive in getting that stuff fixed. This is all stuff that we've been talking to him and asking him to get fixed for almost three weeks now, and it just hasn't been happening. So that's been really frustrating.

Some things went well with our experience with LGI but we're still struggling to get some things done. We had to put a strip around the front door. The bathtubs have pits in them or spots that no one's addressed yet. There's still painting that needs to be done around the top of the garage door. The sod in front of the house is dead. Some of the people told us, "Yes, they'll take care of it." Some people said, "It'll grow back." But, it did not.
We didn't have hot water for three days after we moved in. They had a plumber come out and they just needed to turn a switch on. For the shelves in the cabinets, somebody had taken out half of the little plastic pin so that I couldn't put my dishes away, so we had to go get those. We were told, "Yeah, they'll bring some over." But, they never did.
When we moved in, they still hadn't finished the baseboard trim. So somebody came in and did the trim. Then, waited two more days for someone to come back in and paint it. The opening to the attic is still wide open. It needs a cover. People keep calling and they're very nice and they'd say, "It's gonna be done." but it hasn't been done. It's been very frustrating.
We would also close on time was what we were told. So we made arrangements with that in mind. We had to stay in an Airbnb for a very lengthy time, for over $100 a day, and we had a 30-day free U-Haul storage, but we thought 30 days surely would be enough. But it wasn't, so we had to pay a month for two storage rooms and that was another $700. So we're out a lot of money because it wasn't ready on time when we were told that closing would be on time. We would come over and look at the house but nobody was here working. We've had brand-new builds before, but we've never had anything like this.

My experience with LGI was awesome. From the time we walked in, we spoke to Chris and she walked us through. When I was telling her about my credit card, she said, “Don't worry. We're gonna help you out.” She introduced us to Merle. Merle checked our credit. Merle now introduced us to Jessica, which was the loan officer. From there, it was smooth. We had all the paper we were supposed to give her and we gave her. She told us that it was good. Our contact with Jessica was wonderful. We got a house within less than a month. Our home is beautiful. We love it. It's brand new.

The team at LGI was great. They were straightforward with the steps and who was going to assist me with them. If they were busy at a particular time, they followed up and answered the question. There had been times in which I would come into the office face to face and ask them questions. They were able to answer them or if they didn't know the answer to them, they would follow up with those who could provide them. The quality of the home is good though there are small things that I see that could have been paid a little bit more attention to. I would have liked to have towel racks in the master bathroom and the spare bathroom. There's only one rack for a hand towel in the half bathrooms downstairs between the kitchen and the living room area. On some new builds with other companies, they have that in there. With house prices as high as they are, that should have been a consideration. I'll be glad when construction is done, but it looks like it’s gonna take a lot longer than what it is.

Communication with LGI was pretty good. Although, it seemed like the reps were still in the learning process of what to do. They got back to me very quickly. One of them stayed in touch. Whenever I couldn't get in touch with the loan officer, I will call her. The next thing I know, I'm getting a phone call from the loan officer. She helped out a lot. As far as the home, the quality is pretty good.

They haven't finished lots of things in my house and they always make me wait. They say they will come today but then they are just skipping the work they haven't done for me. They are building lots of houses so they haven't given me the time when they will fix everything. They can improve by having a phone network service and having everything fixed for houses they have sold. Other than that, the place is good.

I tried to get an LGI home when they first started in Forney but I had a credit issue. The rep told me to get a premier card and do it like I'm supposed to which will help my credit. Within a year I was ready to go. The rep I worked with was Arlene and she was wonderful. I love her and I like her theories. Once I got there, she told me, “Girl, you’re preapproved. Let’s go find you a lot.” I picked out a lot and came back. LGI took their time. I had to get this and that and they were with me. The rep who helped me get the loan, Chad, was good too.
I told LGI that I wanted a big backyard and a big walk-in closet and I got those. I like the home. The rep showed me a layout and everything she showed on the paper is here.

Communicating with their rep was like I was talking to God in front of me. I gave him my testimony and he was there guiding me and telling me, “God brought you to the right door and I am here with you. I was about to go home. My wife and I were having a little bit of an argument. And you came in here, God sent you to me, and I am here to help you.” We both cried and he said, "This is my job and I'm gonna help you. You're gonna be fine. You're telling me you've been homeless and you've been sleeping in your car. You're gonna get your home.” He went in the back and came back saying, “I have a good and a bad.” I said, “I want the bad one.” He said, “The bad is you're about to give me a hug.” And I said, “What?” He said, “Yes, you got approved.”
I love the house. It's a two-story and it has a lot of space. I'm a chef and I love the kitchen. I've been doing my food plate from my home at this point and everything is going very well. I also love the neighborhood. The only thing I do not like is our road. The exit road is very bumpy and we have a lot of branches out there. I wish they could clean all that up since our homes are too expensive and I feel we can have a little bit more cleanup out there in the community.

The guy, Mike, talked to us every day. We went in, started the homebuying process with LGI, and they told us what we needed to do as far as getting things off our credit and taking care of things. We did that then during the underwriting, the rep was giving us a hard time about everything. First, she was talking about my husband’s name. Him and his dad had the same name, and she said she needed the dad to sign something. But his dad said he wasn't signing anything and I told her she couldn't penalize us for that. They have different licenses and Social Security numbers. We’ve given them everything, including a bank statement. So, we got past that.
Then she said we needed one month of mortgage payment in a savings. We did that then they emailed and told us we were ready to close. I took time off of work and we went up there. We were dressed up and we did our home inspection. Then we sat down to close it and we couldn't close. So, that was embarrassing to me. She came back and said they needed two months, so we had to deal with that. We had to close out the file and start a whole new file. It took about four months to complete. She was nitpicking with us and the people in the office said that in all the years that they worked, they’ve never had that done to them. So, I felt like it was a racial thing. Also, for the price of the home, the quality should have been a little bit better. We had to go in and have them touch up the paint, paint something, and fix the light fixture. Plus, our toilets were stopped up and we had to call the plumbers out.
Additionally, we take pride in our quality construction and are sorry to hear that you have had some issues with your home! We have each home inspected by third-party inspectors, but we know sometimes things can arise after closing, which is why we are proud to include the one-year workmanship warranty and ten-year structural warranty.

The reps at LGI were nice to talk to, concerned with making sure I knew what I was getting. It didn’t matter if it was weekends. There was always somebody that could answer my questions. If I had any concerns, they addressed them. LGI's home is better shaped and better built. The community is quiet. I like it.

I snatched up the only model left. It was under contract and the financing fell through with the buyer. The agent’s manager would not get back to me in a timely manner and then, I would have to follow up again. There were also issues on the day of closing. I don’t understand why LGI Homes does a walkthrough the same day of closing. I expressed to them that some of the countertops had a couple of cracks when I saw everything. After that, it still took three weeks for the loan and on the day of the walkthrough, the construction manager still didn't know. They came out two weeks ago and said they would give me a callback. I’ve spoken to them two times but I never got a resolution on that.
Also, there was an issue with one of our light fixtures in the bathroom and LGI first said it was electrical. Then they said it was the HVAC. So, the electrician came out twice. I was told the light needed to be replaced. Now, it’s on backorder. So, we haven’t had a light in the bathroom for five weeks. If we did a walkthrough with them probably two weeks in advance, those things could have been addressed. But at this point, we’ve been living in the property for five weeks and none of that has gotten resolved. I don’t think it’s gonna get resolved because I reached the construction manager and it’s been a headache.

The process with LGI Homes is a lot clearer than that of the other builder we had looked at. We got more bang for our buck with LGI Homes. Our rep, Casey, was great. He stayed in communication with us. The only frustrating part that I had was the pushing out of the closing date. One was communicated then it changed a few times. We love the home, but there were a few things that I noticed after we moved in that I didn't notice during the walkthrough. There's a shelf that's not put together under the kitchen cabinet. There are a couple of slots that we've noticed. They didn't leave the paint like they said they would. I'm trying to gather a list and I need to look at the paperwork to see how to file a claim. But other than that, it's a lot of space that we needed. We went from a two-bedroom, one bath to all of this house. Even the guest room that I'm in is bigger than what I thought. I like that. I work from home, and I'm able to put a king sized bed and my desk here in the corner. My kids have their own rooms and they're loving it.

I like the quality of the build of LGI. We chose the model called The Burton. It’s huge, very roomy and spacious. So, we fell in love with the space and the lake in the backyard. Those are our two favorite things. The people were very friendly from the top to the bottom, and they helped the entire process. They didn't give up and we didn't give up. They worked with us diligently from the beginning. They were all very professional and informative.

Dealing with the rep was pleasant, friendly and very informative. We had a lot of reservations and everything was explained to us without making us feel like we didn't know enough, even though we didn't know anything. Molly, our consultant, was the most direct and honest, which was what we appreciated. We were out looking to get another house and we went with LGI because of the honesty that we were getting. The quality of the build was good and I'm happy with it. It's a work in progress but we're almost there. Our new home made our life better. I work a lot but our kids are content, comfortable, playing and having fun. And that’s what matters to us.

I gave LGI a call and they started me through the process. From application to closing, that took two months. So far, I love the neighborhood. It's nice and quiet. I love the house because this is the first new house I ever had. It's got a few dings but it is nothing I can't work with. I had a few call-ins on some warranty work and they got right on it pretty quickly. The only thing I hate is the fact that certain cable companies don't service this area.

I was interested in the area that LGI was building in the city. My rep from there was Charlotte and she was fantastic. She never gave up on us. We had a bit of an issue with our first lender and she was there to walk us through the whole entire process. She was always attentive with us. I right away knew that she had been doing this for quite some time. On the whole, we love our home. We moved in a couple of days ago and we're very satisfied with the amenities. This home gives us our own space. I have three children who have their own bedroom now and we are so happy. We are ready to make memories and have a good time in our home and have family over.

We had a retailer that helped us get our home and her husband works for LGI. From that first home scene with him, we decided to stay with LGI because he was great. He got us started. LGI has great people and they made the process as fast as possible and as smooth as possible. Everything is well-maintained and there are smiling faces all around. If I have a question, no one there hesitates to help me.
We love our LGI home. I've already referred two friends to my retailer as well as to look around houses where I'm at. We're happy with what we chose and I'm sure anyone else would be. LGI has a nice brand new home that has been taken care of in every detail. When you go walk through the house and you have questions, they will answer beyond what you even asked. They are informative.

LGI Homes helped us through the whole process and got it taken care of fast. It took us about 30 days from start to finish. It was a great experience. The communication was good. We could get a response back fairly quickly. The neighborhood that we're in is still up and coming so, there's a lot of building going around, but it's not noisy and it doesn’t disturb us. It's a good community.

The home buying process was a little stressful but pleasant. We had to be out at a specific time because we were giving the home back to the owner. It was dragged out a little bit. But my account manager was really sweet. Our home consultant was really cool and very informative. I work a lot and he was able to text me when I needed him to text me instead of calling. I lease apartments so I do what he does. He was not salesy or he wasn't really pushy. Both the people I dealt with were just really pleasant.
The home is pretty good. They are wood homes and not brick ones. Everything inside was very well put together all the way down to the paint on the walls. The paint we do in our new construction communities is just very cheap. The one in our home is definitely higher quality. The only complaint I have is really just it being a wood home. But at the end of the day, it's probably a little better. It's just a little cheaper.
I would definitely recommend LGI. I would tell others to come be my neighbor. They can go for a brick home if they can afford it. The bricks are always a little higher. Wood is a little bit better for insulation in the wintertime but a brick home is just a little sturdier. At the end of the day, I love my home and my wife is happy. The main thing that impressed me was the living room space and it has vaulted ceilings. The living room was what sold me. What's really cool is my wife is a home chef and she's able to watch TV and talk with us while she cooks. We also have a king-size bed and a full size crib for our baby. It fits really well in the master bedroom.

The rep was very personable and answered all our questions. He pushed the completion of the home. We closed nine days earlier than what was in the purchase agreement because of the sale of our older home. It was very difficult coordinating the sale of our older home and moving out and moving in the new home without any time lag in between. He was instrumental in getting that early closing date. It's a team effort in the LGI office with the project manager and the financing. They went beyond what they had to do to get us an early closing date.
The bathrooms don't have towel racks though. I have to buy them. We've always lived in older homes that had medicine cabinets. It's like having to change my storage options. But that's minor compared to having to replace flooring and plumbing in our older home. In the LGI home, it includes all the kitchen appliances like the refrigerator, dishwasher, microwave, and stove. It included blinds in two rooms and two garage door openers. It also has fully landscaped front yard with automatic sprinklers. With the other homebuilder, we would have to pay for the refrigerator, the blinds, and a garage door opener.

Viewed homes & signed purchase contract at Morgan's Cove, St. Augustine, FL. We loved the homes, floor plan and building construction. The issue was the Sales Manager, extremely difficult to deal with, unpleasant, not interested in helping people. An embarrassment to the realtor profession. We would have loved buying the home there, but not at the cost of dealing with that individual.

The home buying process with LGI Homes was smooth but still stressful at the same time because we got accepted and then we didn't and then we got accepted again. So, it was a roller coaster. Christie was amazing. She's helped us through everything. There was one point where I went ahead and asked her a bunch of questions at 2:00 in the morning, and she still responded to us. LGI has been very helpful with the whole process. They do everything in the office. They will still help if you have those home questions.

I bought a house with LGI before and I liked the way it worked out. They offered to pay for the closing cost which saves about $20,000. Also, I like their warranty. This time, I worked with the same rep and he was a nice guy. We had great communication. He gave me his personal number. If I had any questions, he told me to call him.
The quality of the build is pretty good. They told me that if there are any issues, the builders are still on site and they'd come over and fix anything. I love the house so far. LGI made it so easy. You don't need a Realtor, you just go in there and pick out the layout you want. I had filed for bankruptcy two years ago and they found me a lender and they took care of everything.

The LGI rep kept me up to date as best as he could. I got frustrated because the time I got pushed back for the house but that was expected because of the labor and material shortages. There are a few things that I've caught that are probably lacking when it comes to attention to detail. But the overall product is good. I like the home community. My kids love it. There are a lot of families so it’s great.

My daughter purchased the home for herself and I helped her a little bit. I visited LGI’s office at least two times and the people there were upbeat, professional, kind courteous and helpful. The home community is in Bridgewood and the only drawback is there are no street lights. But outside of that, everything is beautiful. My daughter is happy as a peacock. I would recommend more people get involved with LGI because it’s been positive and wonderful as well.

The communication was fairly bad. I did not really receive any notification so we ended up having a lot of issues. I had to change our closing date multiple times, a lot of things had to be done over and over, and some of the finishes are a little sloppy - like ceilings, plasterwork, and walls. Those are still in the house currently. The ceiling was worked on for six times, even to the point where it was taken down all the way. Where they put the pipes in the wall made a huge bump in our hallway and the hallway is very long so you see that it comes out like a pregnant woman in the wall. It took a lot to get that fixed and still not 100% fixed because you can only move a pipe that’s in the wall so much.
They don’t do the walkthrough until the day of closing with the project manager so the client really can't tell them what they’re seeing wrong with the house until an hour before closing. Then, they don’t really have time to do anything at that point. The home is not the best quality but not the worst. Overall, I'm happy with the end results and there are certain things I love. The floor plan is awesome and it's exactly what we're looking for. Some of the finishes that LGI used were great as well.

The program LGI Homes had for first time homebuyers was good. Debbie was very helpful and everybody else was. I would have liked if they had this normal driveway in, that would have been nice or if they would have give a discount for putting the basic one. Other than that, I like the windows.

My home consultant Henry and I have very good communication. There was gonna be a delay with my roof and he kept me up to speed with everything. His customer service stood out. If he didn't have the answer, he would direct me to his supervisor. But it took so long to get in the home due to COVID. Also, the only thing is that the gutters are situated at the right side of the house. The front of my house fills with water whenever it rains. They should have put another gutter. Other than that, I love the layout of the home and the appliances. I love that the community is all new homes. It's a brand new neighborhood. My experience with LGI has been pleasant. With anything that has come up, the team I had has been amazing.

My rep Bryce is great and he's been with me every step of the way. He answered all my questions and he's very helpful and knowledgeable. He told me things that I didn't think to ask. I got a Blanco home and it fits me perfectly because the master bedroom bath and closet are huge in comparison. The other two bedrooms are optional rooms so I didn't need it big for those. I love the house and I recommend it.

We had some problems with the LGI rep who was doing our walkthrough. We had to go to our sales rep and manager rep to get things situated. It was a bad experience and we almost backed out of buying 'cause the guy was such a prick. We walked through the exterior and interior and we pointed out things that are messed up so he could mark those with blue tape and have them fixed. They said their goal was to have three pieces of tape or less and we had 40 throughout everything. There were a bunch of scrapes and chips on the floorboards as well as a lot of places that needed paint. It was just ridiculous.
The LGI rep who did the walkthrough was getting frustrated with everything we were pointing out and he started getting the attitude. We got to the cabinets in the kitchen island and there were scratches on our brand-new cabinets. He was saying, "Well, that's kinda how it is. That's as good as it's gonna get.” And I told him, “No. We want that replaced.” But we still haven't got that replaced or fixed. The sales rep and manager said that that would be taken care of but the cabinet company hasn't come out yet.
We finished the walkthrough for the sake of it. I went to talk to our sales rep to let him know how everything went. After that, the walkthrough rep turned the page and his attitude changed. He's been coming through and fixing everything that we pointed out besides the kitchen island. I wouldn't recommend LGI Homes to anyone because of what happened. But the quality and the cost is fair.

I like the open concept. But communication wasn't that well with the lender and sales. I asked for the room sizes and got the runaround about that. I was told by one of the sales agents that they don't give that out. They said that was a big deal. I also had questions about the rates, which the prices were changing, so I was concerned about that. They ended up changing the price because the appraisal came in lower than what they sold the house to me for. There was some stuff in the house that weren't finished, and we noted that on our walkthrough.

I had good experiences with everybody I worked with. The lady I started with for the loan left and then they gave me another person. They both were excellent and that little transition between the two different staff members was fine. Also, Jamie took good care of me. I like the house. The only downside is there's not enough land space. I wish I had a bigger yard. But the home is nice and it's gonna meet my needs.

I initially backed out of the house at the last minute because of the way LGI's rep was talking to me. I didn't appreciate it. A month or two after I told him I wasn't interested, another agent called just before they closed my file. He said they wanted to reach out and double check. I went back to LGI and I told them how the other guy had not left a good taste in my mouth. This new agent made everything right and it was a very pleasant experience. The price wasn't great, but the price is what it is with the market. The kitchen is one of the major aspects for me. Having a large kitchen was good.

Their reps helped me out with a lot as far as filling out the paperwork and stuff I need to take to get everything situated in order to close. There was Bryce, whom I did a walkthrough with, and Katrina who helped me with the paperwork and directed me to work with the loan officers. She and Bryce helped me out all the way up until the closing and until I got my keys. I had some issues on certain things and I'm making sure things that need to be repaired get repaired. I'm displeased about the way the houses are kind of close. I don't have enough of a yard. Also, they can go more in-depth with certain areas, as far as the AC units and all that, how long they take, and what material they use to build a house.

We put in offers on a couple of existing homes and the offers got blown out of the water. The homes were getting bought up by cash buyers and you had to give a lot of appraisal gap or quick inspection. You had to sacrifice a lot and it was challenging. So, I figured that a new build was the only option, so that was what we did with LGI Homes. In hindsight, we're happy we did it because when you buy an older home, you got to put a new roof on there and the cost of a new roof and all the other repairs is shocking.
We worked with Jason and he was responsive from the initial call. The process was pretty straightforward and every week, we got a phone call giving us an update on the whole process, how far they've come along, and the next steps. Jason wasn't a salesman and he wasn't pushy. I like that he just gave us the information we needed and answered any questions we had. He was really honest with answers and I feel like I know he'd get back to us. I also never felt like it was the sales gimmick. The only challenge we had was the mortgage stuff and that was priced separately from LGI. Also, the sheetrock on the house is thinner, that's probably common to Florida, but it's a different sheetrock from what we normally use. Other than that, we got a block home and it was a great deal for us. We had a building inspection come through the day before signing and he said that it's a well-built home. In that regard, we are satisfied with the quality.

My representative was very informative. Everything he told me, he kept his promise. I recommended him for someone else. The model that I chose is not actually the complete model that I got. We went into a model home, and the model home just had a few more perks than the one that I ended up with. But I'm still satisfied overall. I have things that I needed done and fixed, and LGI Homes is working on it. They just need to make sure that the contractors know some things aren’t completely right and to fix them before closing.

I drove down to Bowling Green, Virginia to look at homes. We had an appointment to view the home, but it wasn't finished, so we decided not to go with that company. I was staying with my parents, so we were rushing. On our way back, we saw the LGI signs. I was working with a real estate agent and I had her reach out to someone here. I got an appointment to come view the finished homes and made the decision. It was a reasonable price. LGI Homes wasn't my first choice, but this was in one of our choices. If they would have at least a couple of options, it would be good. It makes it easier with the choices made, but I wish that some of the choices, I could pick what I want. Still, it was a good experience, and I will recommend it.

Overall, as far as the processing time and how LGI was handling things, I was totally pleased. The only thing I had one issue with was trying to get in touch with customer care. I was about to back out. When I first applied for the home, I had to put down $1,000 to hold that particular home. When I put the $1,000 down for the same home that I'm in now, the price dropped. I had to do another application for the new price of the home. But they made me pay another $1,000. I would understand if it was a different home. But for me to give out another $1,000 on top of the other $1,000 I was gonna give, I was not pleased with that and I'm still not happy with it. I'm going into the home that I wasn't pleased about.

The home consultant was nice enough and he was helpful when he could. Also, I had some issues when I did my home inspection and the construction manager was nice and professional. But there's information that I requested on repairs done to the house after my inspection that everybody refused to give me. One of the things that we found during the inspection was that there was a roof leak. They supposedly fixed it and I asked for a backup showing that they had fixed it before closing. I decided to just trust them and believe that they had done everything but now that it rained, I got a huge leak in the garage again. They got somebody out here and I'm waiting for the next rain to see if that worked. They're supposed to come back over the weekend. I'm not thrilled but it'll get fixed, I'm sure. I'm not totally dissatisfied with LGI but if I had to do it again, I wouldn't go with them.

We were moving from out of state so we needed some time from closing and finding the house. A new build would give us that and LGI had that flexible choices of when the homes will be available or when the expected closing will be. The loan officer was very on top of things. We had calls scheduled and if it's just a quick question, such as a reminder of when things are due or what's needed, We usually communicated through email or text. But if it's a bigger situation or concern, where it'll need to be a call, we usually have a phone call.
I was impressed with her being prompt. We had a little bit of delay from my employer and my loan officer was very much aware of things and kept in touch with me to make sure we'd still be able to close in time. And we did. The only reason we got delayed by 24 hours is because there was a broken window in the house. The home is good and we're very happy with it as our first home. The problems com after settling in. As of today, we still have work orders that haven't been processed. But those just need to be processed and fixed. The built-in exhaust fan in the laundry room just fell yesterday. So, that was quite surprising. It would be very much appreciated if we could have our exhaust fan and other things fixed in a timely manner.
We're one of the first people to move in and half of the community is still not here. We have seen some recent concerns and this is probably because half is still in construction, where people who don't seem to live in the community are walking around or just there. LGI is definitely good for a first home and the buying process is much smoother than what we were expecting because of the stress of home buying. We were very happy with that process.

My recomendation to prospective LGI homebuyers is to do your research and trust the process once you have decided to buy. Here are some key takeaways from my homebuying experience:
1. LGI Homes will insist that you use their preferred lender - Loan Depot. I used Loan Depot as my lender. However, you must pay attention to every step of the process. You need to know the difference between an VA, FHA, and conventional loan BEFORE speaking with the loan officer. Loan Depot will automatically steer you towards an FHA loan (if you are not going VA). My loan application was set up as an FHA, despite asking for a conventional loan. The loan type was changed to conventional only after I reviewed the documents and demanded that it be changed. Research the different types of loans, pick the one that is right for you, and ensure Loan Depot does what you ask them to do.
2. The estimated closing date will probably change. My estimated closing date was changed THREE times. When buying a new construction home, expect delays. My advice is to be flexible and stay in touch with your sales representative as you approach the estimated closing date.
3. I rate the quality of construction as a 4 out of 5. Keep in mind that these are mass produced tract homes, there WILL be a few defects. Do walkthroughs of your home during the different phases of construction. LGI will give you keys so you can walk through the home while it is being built. Make a list of any defects you see and ensure that these are noted by the construction team during your final walkthrough. If you notice defects after the fact, submit a work order on the website. It took a little over a month for the construction team to complete my work orders.
4. LGI homes are pretty basic, but they come with some great upgrades. If you are buying in California, you get solar included! You will save money on energy costs. The homes are very well insulated and come with a great HVAC system as well.
Overall, I am very happy with my LGI home. I'd recommend LGI to anyone looking for a new build house. Thanks for reading!

We had a down payment on a home in Cambridge on the Eastern Shore. It was the same exact house as LGI had. It had the same color and style and it’s all on one floor. We lost the house because of me being in the hospital and didn't know what was going to happen. So, when we saw LGI, we decided to buy it. We just had a few little minor things that needed to be taken care of with the quality of the build. But it was a great experience with the rep we worked with. He was very friendly and wasn’t pushy, and he answered everything. The community is very quiet and nice. It’s what we wanted. We sit out in the evening and we watch the deer up in the field.

My interactions with their reps were fantastic. This is the first time I ever bought a home in my life. This is the worst home builder. They delayed construction for 2 months, causing the interest rate to be expired when I refused to use their lender. Not a reliable builder. You need to get away from this builder.

I like new things and I like to be the first person to use what I pay for. So, it's just my style, which was why I got a new build from LGI. Phil, the home consultant, was very professional and precise. He went beyond to make sure that he did good for the customer. I commend them for that. I was impressed with his being very responsive and proactive, making sure that I have all the right information that I need and providing me with all the inquiries. If I require anything, he's just a phone call and an email away.
LGI made the process seamless. Within a month, I was able to close the home and I was able to move in to very quickly. They are very good people. The actions keep moving on, which was why I was able to close early. People can go for LGI. They are building new places and new constructions are going on. They should get themselves one place to stay. It's very quiet, nice and a place where you can raise a family who had the kind of people just minding their business and going about their activities.

The gentleman that works in LGI Homes, Shay, not only was the first person that called us back but he also held a 20-minute human being conversation. Immediately, I felt like I had a great relationship with him from the beginning. Shay was very cool about getting us into a home quickly and finding the design that we wanted so we wouldn't have to wait too long. He focused on us and made it personal with us way better than everybody else who tried to reach back out.
The home is nice but we found a couple of things that were drop-dead rushed. But we've been good about fixing them, like doorknobs falling off. We noticed today that there's some marbling in the kitchen. When we set our drinks down on the kitchen counter, it would change colors then after a minute, it would go back to the original color. We googled it, and it said there's a coating that should be put on the marble. Other than that, everything's been good. There was an actuator issue with the AC, but Airtron came right out and got it fixed. I'd recommend LGI to anybody looking.

At first, I was very apprehensive because I felt it went way too fast. It was a little bit scary because I didn't know what questions to ask. Once we had closed on the house, that was when we had some issues. We did our walkthrough and we understood that the house still had some finishing touches to do. None of it seemed a big deal. We closed on the house on the 29th of last month. We didn't officially move in until last week. The things that we saw on our walkthrough which LGI said would be taken care of weren't. Nobody was talking to us and arranging time for us to come and check out the work. It was like we disappeared.
Our movers pulled up and half my driveway was dug up. The claim was that they didn't have my phone number. Our biggest thing now is we still don't have a shower door in the master bathroom. Also, the shelves in the cabinets in the bathrooms were not installed. Some pipe broke that was why they dug up the driveway. The hole is still sitting there. They said they are gonna come take care of that but nobody ever does. But we still love the house. Our kids are like different people now. Even our animals are perky. We don’t regret the purchase at all.

A close friend moved into an LGI home, and they recommended them to us. We checked it out and it fit what we wanted. Them having a new grounds in Vacek Meadows was good because we wanted to stay out further in the country and not have as much city life going on around us but still be close at the same time. The reps helped a lot. They were patient with our questions and weren't getting upset with us whenever we were coming to them and calling them past 8, 9 o'clock at times. They were very kind through the process and generous with their time.
We appreciate the quality of the build. If there were any issues, the builders were very open to coming back and fixing whatever other things we saw that needed to be fixed. My wife likes the larger size kitchen and the more open layout but I would have liked to have been able to choose a few other things before the purchase began.

Everything’s been good with LGI. What was challenging is the gate doesn't fit correctly. So, I have to kind of stick it shut for now, and I’ll figure out how to fix that. Fences here go so bad so quickly, and they don’t do permanent fences. So, I got to fix the gate. Other than that, we like the house. I do like the granite countertops. I'm glad I did research and found out they actually stain. The gentleman who showed us told me, “Be careful what you put on it because certain cleaning products would stain it.” So, I’m glad I didn’t do that and that he told me that. I do like that there is a fan on top of the microwave that goes outside instead of just having a fan that pulls the air out.
It’s been a great experience just trying to get everything going. It took a little time to get the approval because the girl that was doing the approval was sick. So, we were having a hard time communicating with her. She did a great job, though. I recommend LGI. They are really good. I really enjoyed everything. Everything was straightforward. They told me everything.

The consultant has been wonderful, but the contractors have not been so great. There are lots of things that were not done properly in this home, and they were supposed to be taken care of before I moved in, but they weren't. I've got to report that to the warranty. I went in to register my warranty, and there was none. Now I found out that even my registration hasn't been done yet, and I'm waiting on that. Overall, LGI Homes is a good company, and I would recommend them, but my personal experience has been miserable.

The purchasing process with LGI went by fairly fast, so I appreciate that the most. Their attentiveness was good too. This is my first time buying a home, so I had a lot of questions and they were able to answer my questions really fast. I like the new home because I like the location. It's kind of secluded from the city. In terms of foundations, there are no issues.
I did have a problem with the dryer. I moved into the house in early July, and I ordered the washer and dryer. The washer worked fine, but the dryer didn't. So, I kept getting new dryers delivered, and then, none of them worked. It came to a point where I said, "You know what? There has to be something wrong with the outlet for the dryer." Today, they came in and fixed it, so now, my dryer works. It worked out that LGI used the builder's lender. Everything was super easy. The zero down kind of border that they have on the community when you'd come in was true in my sense. I appreciate that. Overall, it was a good experience.

LGI has a smooth home buying process, but one of the big complaints is I requested the walkthrough in advance. I requested at least more than three times because I was concerned if there was some minor or major issue that needs to be fixed. Eventually, their response was it’s gonna happen a day before. If something is not completed, either I cancel the closing or I have to live with an incomplete house. I pushed and pushed, but they were not cooperating. I pushed strong enough, and then we did a walkthrough the day before. As I expected, the paint was not complete. Even the kitchen door didn’t have the blind. They had more than enough time to fix all that and have a walkthrough but they never cooperated. They pushed it up to a couple of hours before the closing. They said that they were going to order the door but even today, I checked with them about the status update, and the door is not replaced yet.
They were working up to the point that we were closing. They rushed it and then the paint is all over the carpet now. I complained about it, and nobody ever came. Whoever it is that painted was not supposed to paint over all the panels for the switch, but they did the entire house. We requested to clean it or replace it. I knew it because it's not going to be really cleaned.
It was not an unavoidable condition. I had seen the house condition way before. Then I requested, “The paint needs to be done.” What they kept saying is because it’s not closed, there are still people that walk in but at least even in their paper, the walkthrough should be done 72 hours before. That never happened. They just gave the house as is.

I was with my Realtor all day and we were looking for homes. I didn't want to give up. Around 7:00 at night, I called LGI and said, "I saw that there are some houses that are new in our price range. Can you give me some more information on it?” The rep gave me more information on it. He told me, “If you want to come in and look at the houses, that's totally fine.” I said, “Oh, but I noticed you guys close at 8:00. Are you sure?” He said, “Yeah. Come on in.” So we came in. He showed us all the houses. We chose a house that we liked and he was very helpful.
But, as time went on, he wasn't as helpful. He didn't explain that well to us and didn't tell us things until it was supposed to happen. There wasn't much communication after. It was only more communication if we called. We're first-time homebuyers and we had a lot of questions and a lot of trying to understand. They took it as we already knew what we were doing. But, we didn't. But overall, he was very nice. It was an easy process. We're very happy. We have our first home and we love it. We're a family of four. We wanted something that was spacious and open. Not too little, not too big. It was roomy. Everything was decently-sized for us. It had a nice, decent and covered backyard. It was perfect for us.

I had a very smooth experience with LGI. We had the best experience with the Realtor, Murray. He was excellent. He did the groundwork for us. We felt confident going forward with the entire process. He wasn't pressing. He left it very open, but he was quite knowledgeable and honest about the entire process and the financial aspect of it. My transition from Murray, the Realtor, to our loan officer, through to closure, was seamless. It was an awesome experience and easy. Having the bulk of the required documentation also made it easy too. The loan officer also was great. They were willing to work with us. They provided us with options. When one option did not work, they were open to evaluating other options, which helped us realize that they had our best interest. Because going into it for us, the budget was very important. With the market right now being very unpredictable, we thought the quality of the house and the location that we got, it was great.
Our house is a new build. The quality is a lot better than all the new homes that we've seen. Also, one thing that I love too about LGI is they guarantee the warranty on a lot of things in case there is any damage. So that helps a lot. That puts your mind at rest, especially for a new build. The community is also very beautiful. It is family oriented. You have everything you need to live a peaceful and quiet life, which is what we wanted.

I have a credit issue and due to the fact that I was a veteran, they financed me for a loan. My process went fast. Working with the rep was okay but their contractors should have taken a bit more pride in their work. They didn't work as well as they say and didn't do the best that they can to the home. Even though they had to go fast, the work should have been better. They didn't make sure that the covering for the door was secure so insects were allowed to come in my house. I had to hire an exterminator. Also, my AC went out on the first night. Additionally, some of the stuff like the vents in the house needed to be sealed. Plus the turnaround time to check on your stuff, even when they put it on the internet, takes a minute. So, the turnaround time is not really that good. Other than that, getting a house this fast is good. Helping people who have credit issues is good as well. Going with LGI was a good experience.

There are some stuff I like and some stuff I dislike. The house is brand-new and it's roomy. The granite island is nice and I like the yard. But what I don't like is the quality of the craftsmanship. They cut corners to speed up things and they missed a lot of details. The paint job is horrible. In every window, there's paint chipped off and the door is incomplete. Also, they haven't ordered my mirror yet. I keep calling and bugging them and it's been a week.
I'm selling and buying so I'm stuck with the house. I thought they completed the new house so I sold my old house and I gotta get out of it in three days. They gave me 24 hours before signing to do the final walkthrough and when I did that walkthrough, it's not even done. 48 hours before that, they figure out that there was a piece of wood in my concrete. And so, they demolished my front porch to redo the concrete. It was a big mess. But I have to sign and close because I don't have a place to go.
Also, when I did the initial paperwork to put my name on the reserve lot, my sales rep showed me the backyard of the office and said, "This is how your yard is gonna look like." There was grass but when I did the final walkthrough, there wasn't any. It was just hay. They say it's an open canvas to do whatever I wanna do. But really, I can't do whatever because I have HOA limits. I kept getting mixed signals on what I can and can't do. Other than that, the people at the office are really nice and I love them. They have really good customer service.

The salesperson was wonderful and gave us all the information that we needed. The build appears to be fine but there were a lot of things that we needed fixed throughout the house. It was rushed before quality checks could be done and what they think should be done for what we were buying. There were certain things that should have been spotted and corrected. There were repairs done but different colors of paint were used. I know they have a lot of subcontractors, but on the day that we did the walkthrough, I felt very rushed by the person that was doing it.
Also, we ID’d a couple of things and it seems like it’s been very slow to get those corrections made. They are working on it, but it's a very cumbersome process. Because when one subcontractor fixes something, then another subcontractor has to come in. But we have to contact. Why aren't they the ones contacting. They should have a way to put in work orders. Also, they should do a quality check rather than closing out a work order. I felt like once we signed and became owners, they forgot about us.
I contacted the head guy so hopefully, things will get resolved. But we have other issues going on so it made it very frustrating. We have a problem with AT&T and getting the internet. So, we haven’t been able to work from home. This is an entry-level home and the salespeople were very knowledgeable. But before you sign the contract, make sure all corrections are done on the home which may delay you but they will try to get it done.

My LGI home is good and I like it. It only needs fixing on the restroom and the kitchen. I also need to change something. I call the warranty company and they say I need to talk to LGI Homes. I already sent the pictures and made the appointment for somebody to come in and do the fix.

Our home consultant, Tommy, was great. He stayed with us every step of the way and provided us with regular updates. It was not high pressure whatsoever. He was great from beginning to end. We've had minor cosmetic issues with the house but the customer service rep has been great getting them quickly taken care of us. So far, so good. We definitely recommend LGI for any prospective homebuyer. One of the nice things about the LGI process was that working with the sales rep in conjunction with the in-house financing through Home Depot made the whole process seamless. We didn't have any conflicts between the builder and the in-house financing, which made the process pretty smooth.

The purchasing process was definitely a great experience, and it was very timely too. My new home is very spacious, and I love everything about it. The AC unit went out the day we moved in, which was five days after I closed. LGI had to fix the AC unit. There were a few cosmetic defects, like cracks in the doors and a few holes, that needed to be repaired too, and the gentleman that came out fixed the issues in a very timely manner. He was great.

My experience with the guys on the loan side and with Christina on the sales side was good. Christina was super knowledgeable and relatable. She was a great person to talk to, and I was impressed by her timely responses. Aubrey on the warranty side was knowledgeable too, but if there's anything LGI Homes should improve on, it’s the follow-ups with the warranty issues. In a new construction, things pop up that are warranty related, and there were some items noted during the walkthrough before closing that has still not been corrected. These should have been corrected weeks ago, but there has not been a follow-up for any of these items. The overall quality of the build is good, but there were some things that were obviously done fast and there are certain quality aspects that got overlooked.
The visual aspect of the community is not great as well, but I’d still recommend LGI Homes to people. I was living in apartment for a while right off the major highway in Dallas-Fort Worth. Now I'm out in the country and there is some traffic, but we're far enough off of the highway that it doesn't affect us. Our quality of life has drastically improved. I'm also more than aware that there's still a lot of stuff in process. There are supposed to be 1,400 houses out here, and there's only 80 right now. With the amenities that LGI Homes offered, there is only one that we have taken advantage of, which is the little pond behind the house.

The experience with LGI Homes was smooth. Lamar, the guy that we worked with from LGI, was good. He was informational especially for the process and even after the process. He was a big plus for us as far as working with LGI. The construction manager, Jim, wasn't bad. However, I'm in the middle of the road as far as the quality 'cause a lot of the stuff you can tell was rushed. There are also nails in the backyard. We had to call LGI about the hot water. It was completely off. Our AC was also cut off completely. The AC repair was quick. They fixed it within a couple of hours. It was a fuse. They ran to a store, got a fuse, then came back and fixed it. The water heater took a couple of hours to fix but it took about three days to get that resolved. We couldn't get anybody over the weekend. Other than those, we still like house.

LGI Homes were around the same price if not cheaper than some of the other builders. LGI was building a better product for the price and their system can handle everything from A to Z. They have their own mortgage company and was like a one-stop shop. My rep was very personable and knowledgeable. He was not pushy but was there to answer all my questions. They took a lot of time to find out about me and my family. They showed me the different homes and then went over everything very thoroughly.
The home is very good. The materials we used were the same price as most of these other builders. Instead of Maytag, we used Whirlpool. Instead of using just the regular code for garage doors of 140, ours is rated at 190. We used the R38 insulation. The spec builders use R30. For the customer, we give them a better foundational home with a lot of amenities already built in. Another big thing is having our own lender. If they use our lender then we pay all the closing costs for them. I already have probably 80 grand in equity. I purchased something that I would sell to everybody myself.
95% of the people in our two offices here own an LGI home. We believe in the product. I’ve been with the company for seven and a half years. They’re different from most other homebuilders. If you ever get a chance to come in and maybe sit down and see the process, it’s most unique. 85% of our buyers will actually purchase on the first visit.

We were in the process of buying a house and we were looking. But every time we turned around, we didn't even have enough time to go and look at houses before they were sold. Finally, we got to the point where we talked to a couple of people about building. We lived in Orange City at the time. We drove by, saw LGI, and we swung in there and talked to somebody one day. They gave us a packet of information and said if we decided to own a house, we could talk to somebody else if we had a plan that we were looking for in mind.
We talked it over a little bit between me and my husband and ended up deciding that this was what we needed for the time. LGI told us that it was gonna be about a six-month turnaround. We went ahead and signed the papers. We got pushed back almost a year. There were things that we weren't prepared for but we waited it out. We’re just happy we did because of the turnout of how everything ended up. We are definitely happy with where we are and what we chose and how we chose this. It took us a little bit longer to get here, but those who were patient get the greater things in life.
I like the innate craziness of the environment now and where we are. I'm glad it took as long as it did because we actually got ourselves more financially stable for the house. It was a great thing for us to wait as long as we did because of all of the things that we were able to get in line before we actually took over the payments. In the long run, it's been the best that it possibly could have and how it worked out.
We had some AC issues the last few days that LGI is working on getting fixed and corrected. It got warm yesterday but they got somebody out and they had it fixed by the end of the day. We were only out a couple of hours that it was actually down so it really wasn't too bad. There's a section in the back of our yard that and the sod was already dead. They're working on replacing it. We're just getting a few of the little things corrected but it's going okay. It’s a brand-new home so you can’t get too mad about it. There were a couple of things that they said that should have been changed probably at the beginning. The air filter wasn't changed and was blocking everything up. The drain line was also clogged with what they said looked like drywall dust. Other than that, we've not had too many issues.
