The communication with the sales consultant from LGI seems to be that we would be informed more through our loan officer and then we would hear from him weeks after when we already have the newer updates. So for us, our sales consultant was the same loan officer. She was phenomenal and we enjoyed working with her. She was always available at any time of the day to speak about any questions or concerns. She was very knowledgeable and even if she didn't have the answer, she always got back to me in a timely manner. She was very well-trained in customer service. The overall structure of the build is good but the quality of the material in the interior could be better. The showers are laminate.

I met with the consultant sometime in November and initially, it was good interaction. But as time went on in the buying process, there were a lot of communication issues, not just between that person but also with several other people. There should be some improvement with communication when it comes to the financing and the sales consultant, even on the construction level. Everyone was operating so different. It's like they weren't even talking to each other. Also, there were a lot of things that I felt like I was rushed to do. I felt like I couldn't plan on my end efficiently and things kept changing. I found out my closing date was supposed to be December 6th but it didn't go through. We had some changes with my financing and I was signing disclosures. It was the weirdest thing. I did not know when my next closing date was until I got disclosure paperwork that I had to sign and I ended up closing on December 29th.
But the quality of the home is good. There were some minor visual defects as far as hairline cracks and some workmanship things. When I spoke with my construction manager, there were some things that were written in the document that was given to me that said some things were not gonna be fixed and some things could be fixed when they come back at their 11th month mark. But he told me to call the person that they contracted with to do the light and that person did come back and fixed that. Other than that, everything else was good.

The rep was great and kept me up to date with everything. The quality of the build is really good too, but I wish LGI Homes could've put grass in the back because it's not a good deal. The other house I had before had grass in the front and in the back, and I told LGI Homes I wanted grass but they said, "No. We don't put grass in the back." I'm running through a problem right now because we have dogs and it's clay in the back. When it rains, it gets really muddy and the dogs can barely walk, so we have to bring them inside. We're gonna have to pay almost $2,000 to put grass in, and we can't afford it right now.

I was looking at purchasing a new home and I came across LGI through a friend. She had sent me their information. I walked in and started talking and met with Lawrence. He was the one that greeted me and started the process. He was very nice, very open, and explained everything to me. He understood where I was coming from in my hesitancy because this was gonna be the first time I've ever purchased. So, he was very understanding of what I was feeling and he took into consideration what I was asking for in a home and looking for.
So, I purchased, I put down my deposit in September, and the house was still under construction at that time. I got to see the whole process. I expressed concerns about some of the issues that I found in the house through construction. The paint had cracked. I asked Lawrence and he said, "Oh, it's just part of the settling process and all this." I said, "No, that's not part of the settling process. Because if that's the case, then what's my house gonna look like in 10 years, and everything?"
So, he got with the builder and then the builder tried to tell us during the walkthrough that it was part of the settling process. I was like, "It shouldn't look like that." But Lawrence did have them come through and fix all the cracks. There were two corners that were missed. I will bring that up during the 11th-month inspection before the year. What I liked about what Lawrence did is he called me every Thursday during this whole process to give me updates on everything and make sure I didn't have any questions, and if I did, he was there to answer them. I greatly appreciated that. I've even recommended him to some of my friends who are looking at buying homes to work.
The only other thing was in the laundry room. My dad questioned the placement of the light switch to turn on for the laundry room because it's by the door to go to the garage. We understand it being there when you come in, but then when you walk out of the laundry room, there's no light switch to turn off the laundry room. So, you have to walk back into the laundry room to turn the light off. my dad was like, "So, what's the purpose of putting it there when you will still have to technically be in the dark to walk back out of the laundry room?" He asked the builder that, and the builder was like, "I don't know. The plan just didn't have it in there. So, clearly, we didn't put it in there."
I love the home. It is great to have my own space and somewhere where I can chill. It's also in a good location. It's very close to my work. It's not the only reason I chose it but it's a nice perk of being really close to work. So, my commute went from 35 minutes to 5 minutes. And going home after work, I don't have to worry about rush hour traffic anymore. So, that has made it better. Since it's winter and gets dark early and the weather is kind of bad, I haven't met any of my neighbors yet, but I assume that will come in the spring when weather gets better and people are outside more. The neighborhood is very quiet. I like it.

I like the convenience with LGI Homes. They made it seem really easy and hassle-free. I liked the homes they had available with the layouts. Our home consultant was great from start to finish, from the time I met him to the end of the process. He stayed in touch with us every week as how we was doing, and if he could do anything for us. He almost became a family member. I love the final product. It's exactly what I was expecting. The community is great. My wife walks a lot, so she got plenty of area to walk with being safe. They got a little walking trail by a creek and the convenience is nestled out outside of town and it feels like home.

Lawrence was great. He seemed knowledgeable. I went in for just questioning to see my affordability amount, and I got approved. Then he gave me a tour of the building itself, telling me more about LGI Homes. Then I saw a model home and they kept me in communication with everything. It was nice. I love the house. But some things in the house may have been slightly rushed, like the flooring and carpeting. They have a warranty department and they have someone that I can reach out to. But the things that were rushed were not included in the warranty.

My experience with LGI was good. They were knowledgeable. They weren't hiding stuff. Everything was very upfront. They explained it in a way you could understand it and the process was really easy. The rep I worked with was also very friendly. They were supposed to close on the house that I bought on December 19th. But it fell through at the last minute, two weeks before. We ended up getting it. I've heard nothing but horror stories on home buying and mine was very simple. The house is also well-built, too. Their houses are priced well. For my three-two that I paid $325,000 for, I could get something else, not in Florida, bigger for the same amount of money. But in Florida, it's good for what it was.

The rep I worked with was good. When Molly is not available, there's another lady at the office. She always helped me, too. They're very convenient. They open all the way to 7:00 PM. That's very good when you need anything. Also, with the price and the quality, they are very good. I paid less than 300,000 and you cannot find that house anymore. I'd recommend them.

The rep with LGI was not very insightful or informative. She just showed us what the models were, and that was it. She was there to help out any way she could, but there were quite a few instances where she was not able to help. Prior to our final walk through, there were floor squeaks and issues with the drywall. But they were not forwarded to the construction management team. The construction management team has come out and helped, and a few of the issues have been resolved, but there are still more underlying issues. But we like the home overall. We like how accommodating and natural the house feels when you walk into it. There's a lot of areas where growth is possible.

Our experience with LGI Homes was good. They were hands-on and I was impressed with the way they handled things and stayed on top of it and kept in communication with us. I love the build quality as well. My favorite is the garage. I have a lot of cars, and it fits nice for my older cars.

The deluxe size that LGI Homes have is great and we love the house interiors and the finishes. The sales guy, Gary, and all the stuff that he said were awesome. He supported us all the time during the mortgage process and it didn't matter what time it was, he was always there for me. It took four to five months for us to move in to our house and it should be earlier. But the time spent on the process was really worth it. We had a girl called Tiffany who was our account manager at the beginning. It was a mess with her. She asked for documents three to four times, and asked the same question over and over. It was really frustrating. After that, they fired her and gave us Bill. That guy helped us with all the process. So far, the quality of the build is great and I would tell my friends, even those out of Carolina in other states, that they need to check LGI out.

The agent had good customer service and I felt LGI was a one-stop shop. Also, Marty was very knowledgeable. He made me feel comfortable. I didn't ask him any questions that he didn't already have an answer to or answered before I even had a chance to ask him. So, he knew the business like he was the owner. He made contact with me each Thursday from August to December to let me know what was going on with construction, and what to expect.
LGI Homes was able to work with me and let me know everything that was to be expected pertaining to the money aspect. They did what they can. The rate is just high nationally. August 5th I went in and December 22nd, I closed. It happened quicker than I expected it to. LGI Homes called me a few days before my preset closing date to tell me that I could come in earlier to close if I needed to. So, they were ready to close before I was.
Ours is everything that I expected out of a new construction home. It's placed in a good area. It's not far from two different major highways. I can get through different highways I can access. Also, I don't have any issues with traffic and there are multiple ways that I can get from point A to point B. They're still building because they're still in the beginning stages of phase two. But when my property falls that, I'm right next to an exit. So, what they have to go on behind me is not gonna affect me. Also, there's a kids' play area. There's also a greenway that they built and I walk it daily. I'm as happy as I can be.

LGI Homes introduced us to the houses and explained to us about what came with the house. They were courteous. And the house is affordable. The rooms are small, though. Also, it's in a community where we are going to pay a home association fee, but we do not understand exactly what it is for.

LGI Homes was awesome. I'm not a huge fan of the way they went about cutting my realtor out of the deal but they're telling me that they're going to end up helping him out and they're going to make it right. I've been in sales for a very long time and I don't know that that will actually happen, but we'll see and I won't make those judgments on them.
I've been very happy with the quality of the build of the home and the builder, Eddie, deserves the name recognition. But in one of the closets, they didn't put an anchor on the shelf that's in there. So, it started coming out of the drywall. But that's a quick easy fix. They also said they'd come over and fix it up. And for that being the only issue I've ran into, I can count myself pretty lucky in that aspect. Yesterday, Eddie came by because he had seen water on the side of the house and he was coming to check on everything. I wasn't home when it happened, but my grandmother was who lives with me, and she made sure to let me know that he made her feel the fact that he was keeping an eye on things. I got a really good idea about him from the get-go and he was who did my walk-through when I closed. He's a really good guy and he came by multiple times to check up. He's gone above and beyond.

This was our first time buying a house, so we knew nothing about the process. Christopher was great. He walked us through every step. He answered all my questions in detail. Every time I called, he picked up the phone. Or if he wasn't able to answer, he would call me back right away. He was very helpful. LGI Homes took their time. They walked us through the house as many times as we wanted to come through and look at it. We had access to the house. The house that we went through, the one we decided on, that's the one we got. It wasn't a model where we would get something different. So, we were satisfied because we got exactly what we wanted. We were able to see it, pick it out, and have access to it.
The house is great. It's insulated well. We're in Texas, and we've had this bad deep freeze, and it has been super warm in the house. We don't feel air coming in. The house is well built. We've only been here six weeks, but we're satisfied with what we've seen so far. The way LGI Homes built the community is nice. There's gonna be a play area for the kids, and a barbecue area for picnics. It has a dog park. It has a big fountain when you drive in. It's a nice community. And the neighbors we have are great.

When we got to the LGI sales office, our sales consultant was very friendly. He offered us drinks then we sat down. It was a comfortable setting and he explained the history of LGI. He explained the different phases of the community that we were looking at and the different models. Then we went and looked at the different models that he had explained. He also went through financing with us and the prices of the house. He was very professional and he was able to answer all our questions.
When we looked at the model, the window coverings were on it and we assumed that that's what came with the house. In fact, we had asked about the window coverings and the rep said the window coverings come with the home. When we closed and we moved in, the front window coverings were all in place. But there was no window covering facing the back. We had called and they said they don't provide the window coverings in the back. That's the owner's responsibility. I'm fine with that because that gives us a chance to put whatever quality we want. But I wish they would have told us prior to closing that that was our responsibility so that we could order the window coverings. We went about almost a whole month without our sliding glass door having window coverings and it was very unsettling because at night, it was completely open.
Other than that, the home is good quality. The windows, furnace and air conditioning are great. It has nice cabinets, too. But the appliances are not the highest quality and it's a pretty basic build. You're not able to customize as you like and if you wanted to add something, that's on your own. And we've already done that. I would rather do it that way, where I'm doing the upgrades on my own and I can keep the cost down, than have the builder do the upgrades and apply something at highest cost. There's also a whole lot of amenities. There's a playground and our grandchildren really enjoyed going over there. They have the exterior cinder block walls that we really like on each property and the landscaping is xeriscape which came with the front yard. All in all, if you're looking for a low cost, brand new home, LGI is a perfect choice. But if you're looking for a custom-made home without going custom-build, LGI is not what you're looking for.

But the quality of the build is lovely. I can't wait to move in. My son is living there right now, not me. But I'll be retiring soon, and then I'll be down there.

My real estate agent scheduled an appointment so I went to the location where LGI was building the homes. They had me tour the home and offered me a few options, like what home would fit my income. I saw what the finished product would look like. After that, they asked me to submit a few paperwork, income, W-2 and then I had another Zoom call with the one responsible for the mortgage loan. She went through my income to make sure I could qualify for the home. That process took a while, about a month and a half. Once I got approved, I did the down payment at my bank and I went there on closing day to get the keys.
The rep I worked with was very communicative. He had a lot of experience selling homes so he knows what kind of stuff buyers are looking for. He gave me a lot of options. The only thing was they could reach out more to give updates. During the whole process, I had to be the one to initiate contact if there was something wrong. He could have informed me better if there were any changes to the loan process or the house.
My initial thought about the build was that it's pretty good. But I've been living here for about a month now and I have noticed it felt kind of rushed. The bathroom was rusting and a little bit moldy. They have a claim system on a website. I logged into it and filed a warranty claim. The manager of the construction team reached out to me for an appointment and they came out. It worked out pretty well. The manager of the construction team came in and replaced the bathroom sink. That process took two or three weeks.
Then, the AC filter vent fell down because it wasn't secured properly. I had to fix that. Also, the sensor for the garage that senses if there's anything blocking the garage to prevent it from opening or closing is kind of funky. Whenever I try to open the garage or close it in the middle of the day, it won't open or close. I can't do it with the remote or the app and I have to manually press the button in the garage. I think a big part of it is because during the day when it's really sunny, the sunlight blocks the infrared light. The sensor thinks that there's something blocking the garage door when there's nothing there and it doesn't open and close properly. But at night time or early in the morning, it opens just fine with the remote in the app. It's not perfect and there are some problems with the house here and there. But overall, I don't have any major complaints.

Overall, I was satisfied with his timely manner. He made the experience welcoming.
There were some hiccups on some things that I needed to get situated in the home. On my first week here, I had to tighten up all the doorknobs around the house. It was super frustrating. For my garage, I would have to go through my front door. I had to set up the mobile garage thing on my phone. I don't have any internet connection through my house too. I have my Wi-Fi connection hanging up my attic. I've never been to a house where I didn't have connections inside the house. Somebody's gonna have to probably get up there and run the wire all the way through the house and make connections through the house. I asked my provider to do it but they said they couldn't do it. Also, when people freshly move in, they should have trash cans. I've been using my neighbor's. Another thing is LGI only puts blinds in the front of the house. I don't have any blinds in the back bedrooms. The side one doesn't have blinds either. Other than those, I love the home. It's amazing.

The quality of the build is good. I see a few high end finishes and touches. There have been a couple of things that I've already brought to the attention of the warranty people for LGI. They have come out already and discussed that with me and fixed things. So, the quality is great. Everything is kept nicely here, and it's nice to have new people from all over. It's nice to start a new chapter. However, LGI's mortgage aspect of it felt rushed. We were first time home buyers. But I have concerns that still haven't been addressed. They have no warranty and no one responds to any warrantable items. I still have outstanding items from before closing. No one has called me back and no one has been responding to emails. This has been going on for four weeks now. The warranty is poor and customer service is bad.
Before I moved in, the garage door was dented. I let LGI know about this weeks before the completion. On the day of closing, I walked it with the builder and I pointed that out to him before closing. No one has responded to that. I had a massive water leak outside the house that was using 3,000 gallons a day and I just got my first water bill through, which is $200. I had to track down the builder because the warranty wouldn't respond to me. I had to get the water line fixed outside the house. It was under the ground and was broken for weeks. The local water municipality contacted me saying that there's a huge leak. I also had a broken sprinkler head from before closing. That aside, I love the community. The people are nice.

I was looking for a home with a bathtub and LGI was one of the few ones that had one and a big master's. And it was within my estimated budget to buy a home. The homebuying process was intricate and delicate. The down payment initially was a certain amount and then, it increased because they needed to buy down the interest rate. It was tough for me because I didn't expect I had to pay off all my credit. But I was able to do that. My loan specialist walked me through and gave me a reasonable time span. She was very informative and whenever I had questions, she was always ready to help me and look into stuff. I was confused about the PMI and she was able to break it down for me. She had positive customer behavior. She was very friendly and understanding. LGI had to help me with some of my closing costs. The difference from the beginning to the final was an additional $3,000. But that was okay.
I wasn't an overdrafter when it came to my account or someone who always pays less when it comes to credit cards. I was able to bump over those little things and it made it much easier. It's my first time buying a home and I like it. So far, everything looks in place. The home community is awesome. Another selling point of the home is that it’s close to the Hobby Airport, the NRG Stadium and it has a lot of parks for kids. It has two schools and a medical center. So, in the future, the homebuying process and the interest in my house are gonna go up. That way, I'm not losing off on the home. The reps were very friendly and accommodating, and LGI Homes is quite affordable. It’s been a positive experience. It took me to another step of financial freedom and financial responsibility. It took me out of my comfort zone and helped me to achieve the goal of bringing my mom overseas.

It's not gonna be amazing but you're gonna have a wonderfully built home. I enjoy it. There are some other homes in the area that got nicer finishes and options. But the quality of our home's build is top-notch. At the walkthrough, we had blue tape in hand. We wanted to make sure that we taped anything that we saw that was out of line and we struggled to find anything. That's not what we expected. Even from great builds, there typically is always at least a bit of something. And the only questions I had were minimal.
LGI Homes had a much bigger yard. They were more spread out in the neighborhood. And that was priority for me even over a nicer inside. Also, there's a volleyball court and a playground for small kids to play at, like a slide and some swings, which is nice. The main thing that I bought our home for in terms of neighborhood amenities is that it's close to a local high school, which should keep the resale value better. Also, it's in a neighborhood that is finished and has sidewalks. I love to run in the evenings and walk around. And having a place with slower traffic streets and some sidewalks is nice for that.
Unfortunately, we had a couple of issues throughout the homebuying process. With LGI’s current practices, new homebuyers need to understand the homebuying process, their options and decisions so that they know that they could look out for themselves to get the best deal. There were always the house and the build and everything at every step of the way. But our sales agent was helpful. All the interactions with them were professional and cordial. I appreciated how they interacted.
The only thing that I didn't like was I was strong-armed into the conversation. And for some reason, LGI doesn’t seem to use any digital document signing technology. I felt pressured to sit with the mortgage lending. And I got a surprise phone call from LGI’s insurance company. That was new to me. Also, I had to schedule my own final walkthrough. So, all of those things were different. But I had other people around me who helped remind me of those and walked me through that. So, it wasn't terrible.
Hi Darrien, we appreciate your review. We take pride in our home-buying process, and we are disappointed to hear that you felt pressured at some points. Overall, we are happy to hear that you have been enjoying your new home and the community amenities. Congratulations on purchasing an LGI Home!

The gentleman who did that the sale for me explained everything to me properly. He told me how much downpayment I would put, the different tiers, and how much the interest rate would be. After that, Jennifer, the middlewoman between the bank and LGI Homes, she explained everything perfectly as well. Everything was so fast. The build is good but there are some areas that are not painted properly. In the patio, it was supposed to be white, but some of the edges at the bottom are still gray. So, I contacted the person about that. Even before the closing, I told him I needed those small areas painted and I sent him pictures. I contacted him twice now and I closed on the 30th, but to this day, it's not yet done.

The first time we went to LGI, we didn’t qualify for one of the loans because we made too much. We made $100 over for the down payment assistance loan. So, a month later, Drew, the rep, called us back. He found a loophole and another loan that could work. So, we did that and it was great. We picked the house and told him where we wanted it to be because the first one he showed us was on a busy road. We wanted a back road and he found us a good house in the cut.
We were supposed to move in three months before we actually moved in, but there were a lot of problems with the building. A contractor quit and LGI had to find a new manager last minute, and Drew was on top of it. He called and texted me, and was always available for any questions I had. He was wonderful. When we first started working with him, it was only his second month there and if I asked him a question and he didn't know, he would find out right away and get right back to me. So, that was good. The LGI home is builder-grade. It could use a little work on the cabinets but you're buying it at a great price and it's brand-new. So, if you can live with it, then live with it. I'm gonna change it all out next year anyway. I don't want any level-one granite Chinese cabinets but it's okay because at least they're nice-looking and not laminate.

My first experience with LGI Homes wasn't very good. They had a location in Casa Grande, but I had someone reach out to me in the Florence location. I went to visit the first time, and we moved on to the next several steps. I like the home. It's not the best quality homes you can buy for the price, but it is okay to fit my budget. From beginning to end, it took three months because I had to go back and forth several times. When you buy a new home, you don't pay attention to every detail that's going on. I just noticed in one of the walls that the paint was missing. Other than that, everything was good. I enjoyed the management. The people that I dealt with were very courteous. They showed me everything and made sure that I understood everything. The most important thing for me was that level of communication with the people that I was dealing with. Everything that they said they were going to do went smoothly. I'm happy with the whole process.

But there were some hiccups in terms of the loan acquisition which took almost four months of back and forth. So far, the home has met our expectation. But when I pointed out that the lighting in the master bedroom and in the living room were insufficient, they said they couldn't handle that. I would encourage my friends to go with LGI. When we had questions, all we had to do was text her and she would get back to us immediately. She told us what we had to do to build our credit back up again and she really cared. She got us from the beginning right to the closing and I recommend her to anybody who goes there.
Also, everything about LGI is in-house. That's what we loved about it. Everything was like a family atmosphere. LGI builds beautiful and quality homes. LGI's sales reps were very aggressive and they did a good job of doing follow-ups because they wanted the purchase to go smoothly. If there was any outstanding problem with the credit and if they needed extra copies of my statement, they were great on that end. They had all the people in place, so that was almost perfect. The process of getting in the home was also a good experience. But after I made the purchase, everything sort of ceased and I wasn't satisfied with them in terms of follow up and the quality of the home.
For example, when you sit on a new toilet, you want it to be stationary. But both toilets are the same way and it's almost like they used some cheap product in certain areas. I'm a software engineer and when we release stuff, we have to go through a stringent process of making sure that the customer is satisfied. They didn't do that. They sort of ran me through the process and when I had questions, they almost ignored me. Even after I walked through the home the first time, there were some problems and they were not fixed. It took us about four hours, 'cause I almost didn't sign when I went for the closure. I was about to walk away but I decided not to because transitioning to a new state, I had to have a place to live. I have been here 10 months and leasing a place was just out of the question.
I'm going through the documents right now and trying to get some of these warranty before they expire, though there are some things that I can do. Also, their service might be improving because I've spoken with other owners and one of them said that after the build was done, he was able to go throughout the house, they consulted him on what should he look for, then they went back to the build and fixed his issues. He got a whole new repaint job and they redid the driveway with more concrete.
Whereas in my driveway, I still got spots where you see the black pavement. It's supposed to be a white pavement, but it's not. I pointed that out and they came out with some asinine excuse that when they laid it, it was more secure. I've been in several homes before, so I told them to please redo it. But they refused to do it. It's a small home of less than 15 hundred square feet and for the price, if I wasn't in a bind after transitioning to a new state, I would not have purchased it.

LGI was very professional and informative. They made me feel at ease. The process took about three months from application to actual purchase and the rep I worked with kept me up to date on any progress made on my home. He answered questions whenever I had them and was always willing to help. I would either text or call him and I would voice whatever concerns I had. And he was able to get back to me in a very prompt manner and manage to assuage those concerns. It wasn't just like a cut and dried sales pitch. It seemed like he genuinely cared.
The home has been very good quality so far and I haven't had any major issues. There's still a little bit of active development going on around my unit, but it's been very peaceful overall. The few neighbors I've interacted with have been very pleasant, too. There's a Food Lion half mile down the road and they have a park. There are a few fishing spots that I've observed near the area and some pretty good restaurants from the ones I've tried so far. Living in my new home has made me feel a lot more at peace and I don't feel very stressed out anymore. I feel very comfortable, and I feel like I can go home, relax, and unwind. I would recommend LGI wholeheartedly.

The project manager was very informative and I learned a lot. I'm very comfortable now.
Working with them was really nice and smooth. The thing I love the most about my home is the generator plug-in. Not every house in the community has it. It already has the adaptor in the box where I can plug the generator directly to the house. Another thing that really took the cake was that I was able to get my truck in the home. I have a six-inch lift on it with 35.5-inch tires. We were out there taking measurements of my truck before I even closed. That was a big deal for me.

LGI Homes' consultant was nice. She gave us a tour around the house and estimated dates, and was good to contact when we had questions. It was easier because of me being a first-time home buyer, he explained things. And I went with them for the price of what they were selling. It's a nice house. Overall, solid quality. There are minor gripes and complaints. Like when I was moving furniture, I accidentally nicked the wall and noticed there's only one layer of paint. Also, I was told by the builders that the place has been sprayed for bugs, but I've been dealing with centipedes popping in my drains. It died down a bit more, but I'm keeping tabs on if I need to get more repellent or get my house sprayed again. But it looks like a nice community. The streets are small to where when people park on the side of the road, I have to go through to get out or in because there are cars on both lanes. So, it turns into a narrow one-way road.

The LGI Homes rep was informative, kept me in the loop on what was going on, and sent me pictures of the progress after we decided to purchase the home. The house that we ended up choosing was already half-built. Somebody else had fallen through the deal, and it was available, and we took it. I was told, “You don't choose color. You don't choose colors of anything, or design.” You can choose the design, but then it chooses a different lot. Everything is decided for you. You get what you get with the house. So, it was kind of, “Take what's here or leave it.” It would be nice if they were to allow the choice of even a few things like exterior color. I don't mind getting outside and painting the side of the house. It's just stucco. It's not hard to paint. The color that they have is probably 10 years out of date, so it would be nice if they could at least give you a choice of color.
When we walked through originally, we were told that the yard would be graded a little bit better and it would be more level. I don't know if the rep knew about it or not but on the original permit for the home, it was stated that the builder had to put in a ditch in the backyard for water to collect if there was a lot of rain. When I had asked about the yard being graded a little bit more, I was told, “Yeah, it’d be graded better once it's almost finished.” It was actually the opposite. It was graded more. We have more of a slope in the backyard, and we only have about half of the backyard that’s usable. One of the selling points we wanted to make sure of was that the yard was going to be clear.

I chose LGI Homes over other builders because of the zero landscaping. They were the first ones to present that. The consultant showed a section of the housing community that had the zero lot lines. Also, the price of the home was the same as what the one I was looking at. It met all my needs. The consultant explained to me everything and answered all my questions. He left it up to me to decide and it wasn't like he was texting me or calling me all the time. Then, there were a couple of times I had to call him just to ask some questions about what I had heard from other builders and he explained it to me. He went above and beyond to help me just to be a good guy.
The build of the home is high quality. The shower enclosures are tile and not just plastic surrounds. And when they did my final walk through, they explained everything to me. Especially things that I have not been familiar with, like a tankless water heater and a digital thermostat. It's a really nice community, as well. It's been kept up and even though there's construction going on, they're very conscientious to clean the roads.

They were also always readily available for questions and they were always able to answer any questions that my wife and I had. T there are a few little odds and ends about the home, things that could be better, but nothing critical. For instance, my son's bedroom door and the guest bedroom door won't shut unless you slam them. They're not shimmed correctly. Other than that, I like the community a lot and I'm moderately satisfied with the amenities. I enjoy having a nice new home and I referred a friend to buy a home in the area with LGI. The grout between the tiles is falling apart on the lower side of the wall. When you step in the shower, it clunks like it's hollow underneath. But I like the way that they constructed the building, not too close to each other. I have the space in between my house and my neighbor. We had a great Realtor and all the paperwork that we needed was easy to get. The loan officer was on time with whatever we needed to get and stayed on top of us so that we would be able to get everything in on time for the date that we were looking for. So, it wasn't as bad as we heard people say. We were well organized for what we wanted. We have only been here a week and the only issue was that there could be more windows in the home, especially in the bedroom. It's one window in the bedroom and it's a smaller window at that. But the home community is quiet and there’s a lot of vegetation. So, it’s peaceful. LGI could improve on the communication as far as the sales rep and the loan with the builder. When we first looked at the home, we were told that if we got the home, we wouldn't have to pay our mortgage until November. But our mortgage starts in October, which was the issue that held things up a little bit.

LGI had a house that was vacant, and we liked it. The price was decent. Noah was the person who helped us. He's excellent. He's a people's person. He’s really friendly. He was very professional. He did what we asked, and he explained everything. The house is a decent-sized house. It was already built and it didn't have any room for upgrades. They said that's what they come with, and that's what they stay with. We have an electric range, microwave, refrigerator, sink, and two bathrooms. When we moved into the house, we tried the microwave and the stove to make sure everything was working. When the microwave came on, there was all kinds of dirt coming out of that thing. They came out and they looked at it. There was a guy who said he was gonna have to do something with the exhaust fan on that thing, but I don't think he came back.
The home is nice but we had a lot of complaints about the painting and stuff inside the house. They missed a lot of places and the cabinet doors. They're gonna fix the cabinet doors because they're crooked. There are little chips on the granite countertops. One of the guys came over the day before and he said, "This house needs to be re-stuccoed. The whole house needs to be re-stuccoed.” The house is a year old, but it's never sold. So, the stucco kind of faded. The guy said, "You know what? If we do any patching up or whatever we need to do, the paint is gonna be a lot darker than the stucco that's on the house right now. And it doesn’t look good.”
They came yesterday and they didn't do what they said they were gonna do. They just went up there and patched the places that we were complaining about, and they missed a few places where we asked them to stucco. They call it good but that's not the right thing to do. The guy said that they were gonna re-stucco the whole thing so that the stucco would match with the rest of the house. They didn't do that.
We're dissatisfied because once you buy a house from LGI, they'll tell you, "If you have any issues with anything, you need to call this number because these people are the ones that takes care of all the problems that you have if you have any." The sales office doesn't want to deal with anything like that. They farm you out to other people that they have assigned to take all these calls for complaints and have them fix the issues. I've been to the office and complained about an issue, and they've helped me to get ahold of the people who do the stuff.

The communication with LGI Homes throughout the process could have been better. We had issues because we used an outside lender instead of going with LGI lending. So, trying to gather information about the house for our lender was tough. Towards the end with the closing, there were multiple changes to our closing date. And our Realtor and lender weren't notified of the final approved closing date until I found out. Because the LGI representative let me know, but they failed to notify everybody else that was involved. So, it got hectic and turned into a last minute trying to pull everybody together to do our closing. I would often text LGI to get updates on the house and the process. Sometimes we would get them, sometimes we wouldn't. It depended on what was going on. But for the most part, it was good.
One of the big things too is that there are no phone numbers to contact anybody with LGI outside the sales representative. So, when there were questions that the lender needed from the financial or, the higher-ups, beyond the sales rep, we weren't able to get any communication with them. We had to go through the sales rep. The same thing with the LGI financial. Because we thought about going with the LGI's financial team to do the in-house lending, but we never got responses from them. We got one response through the process and we've been in it for eight months. And trying to get things going with her and get the questions answered were difficult.
We've been in the house for two weeks and we have noticed a couple of things that are off, crooked or need repair. Our back sliding door doesn't lock and the screen door is warped and needs to be repaired. We had a rainstorm and there was a big gap under the front door that we didn't realize until that rainstorm and all the rain came into the house. So, we had to get that fixed. We're gonna report those to get those adjusted. The community seems to be quiet. There are a lot of families, and the school is nearby. So, there are a lot of amenities that are convenient for a family household. That makes it nice.

They were either spot on to our needs or a little less or a little more, and he didn't push us at all. At each step, he left it up to us to decide. When we had an objection, he didn't try to override us. He explained why they were doing it that way, and it just made total sense. He felt like an advocate, that he was working for us to get us what we needed.
We had a couple of used homes that we rebuilt ourselves and did some interior and exterior stuff on. And then we had a home that was built by Centex that we moved into. It was brand new. Plus my wife’s parents' homes. But the Centex home was horrible and this LGI home is solid. It's the best-built home we've had. It had touches where the money needed to be spent such as in the hurricane-proof windows that were already darkened, the flooring and the coping along the baseboards. My wife is saying that the quality is the same as a Toll Brothers home and those are awesome homes. The only difference is they put a little lipstick on it to make it look fancy. But you gotta pay for it. Toll Brothers' home is twice as much.
The LGI home was like a shell when we looked at it in June and we just moved in two weeks ago. All our friends were saying it was not gonna be right and there was no way they could go from just a shell with a roof to finished. But everything inside and out is done. LGI was super fast. The only thing was there was a little plastic arrow on the garage door that broke off and there was a little touch-up on the grout. But other than that, that's it. And it's fixed. LGI was perfect. Their website shows exactly what you're getting and everything is upfront and transparent. The pictures of the home match what we got.

Of all the builders we looked at, the reviews, they had the highest rating. Out of 5 stars, they had a 4-point-something rating whereas most builders were rated 1. Also, the home was a little more expensive but you get what you pay for. So, we decided to splurge and spend a little extra to get the floor plan and have a better experience. I was impressed by the reps' knowledge and the way they took time to explain. I didn't feel like a number and they treated me like a person. They made me feel that they were giving me my full attention and worked with us through the process. I had questions and what they didn't know, they were able to get an answer for. Also, they were honest.
So far, we like everything about the build. We like the features and the way they split up the HVAC system to where we have different zones. I've received a partial electric bill. So, I'm going with as quiet as it is. And as much as it shuts out the outside world, but it's also shutting out the heat and those pieces. Working with LGI was a great experience. If you're looking for a new home, that's the way to go based on the other builders in the area.

The reps were super descriptive with the homes, what they offered, what was covered, the difference and how the community was gonna look like. They were always very engaging and followed up with us with every update on the building process, what was new on the market and what was gonna be new. So, they were always friendly and willing to help us understand the process of the community and home buying. I was impressed with how smooth everything was. They were great about being upfront with us in terms of how long it was gonna take, the money that was gonna be needed, the different options that we had, and kind of all the information that would be required if we were to buy a home. Everything was out in the open. So, that's made the interaction very speedy.
We found the home in three days and three days later, we were under contract. It took 30 days to close and then we had the home. So, it was super quick. We were just on the back burner because LGI told us these homes were all under contract, but if something were to happen, they would keep us in mind. The contract of the purchaser before us fell through and within a couple of minutes of that happening, our consultant who was helping us, called us right away and we went under contract. So, I didn't anticipate us getting anything but it turned out that we did. For the price, the quality of the build was great. LGI has a year warranty on everything in the home, which is reassuring. Everything was good and up in code. The house is farther from the city. But we're very much accustomed to having to drive a little bit further out. The only big thing is the traffic and it's almost an hour out so it's a bit of a commute.
LGI was very upfront with everything, which I appreciated. They were very helpful. I have recommended them to some friends to look into. So, LGI is a great company. Our builder was always in contact with us and our helper worked with our real estate agent. They were always sending us weekly updates. Our broker also sent us updates. So, everyone was always very engaged in the process. For the price that it is and the community that it's at, it's a great purchase. It's a bit overpriced, but nothing crazy. It's a new home, so I can't complain. It's just the way things are in the market and it's very obvious as to why houses are priced the way they are.

LGI Homes was amazing. Compared to family members, friends, and co-workers, our process was very smooth and fast. It was upfront and easy. They also have great pricing and when we did our walk through, the builder was really nice about showing us how to place the orders if we need any assistance. So that was awesome. I would love if there was an app, but it's easy to go on the website.
We love the home, too. We have a couple of ideas to make it our own but overall, the build is amazing. We like the smart appliances and the air conditioner. I would tell my friends that they should look into LGI if they want to purchase their home. I would really brag about the process of what I went through, and my wife and I love the honesty about everything even down to our walk through. We've already referred a couple of people, so hopefully, they come and live in a good community here. We were a little disappointed that there wasn't any grass in the backyard but they were telling us how we could get that to grow. So we're going to try our best to get that done now.

Our buying process with LGI Homes was incredibly difficult and frustrating. They did not have a certificate of occupancy and they also did not pay the city on time to get the certificate of occupancy. So our closing got pushed back twice. Then we had to rush out of our current home when we were supposed to have at least a week to slowly move in and not be under such a crunch. And to be delayed that much and still have things not done on our new home was a lot. We still have a kick plate missing from our bathroom vanity and things are not properly sealed. The build seems incredibly slapdash and rushed.
Aside from that, their reps were not forthcoming at all and they didn't communicate properly with one another. Every single week on Thursday, we were told that we were right on schedule. But the week before our closing schedule, we were told everything was fine when there were a lot of things that we knew still needed to be done. We brought it to their attention several times and we even did a walk through with them. It seemed very much like no one knew what was going on.
Also, we would show up to walk the house on a Saturday or Sunday, because we've never done a new build before and we're very excited about it, and there would be crushed beer cans in the driveway. Whenever we’d bring something like that up, they would agree that it wasn't acceptable and say that it was a total surprise to them. But we've been telling them about the issues for weeks. Other than that, the community is very lovely. There's a pool and discounted golf membership, too.

The salesperson with LGI was the main reason why I went back and purchased more. The manager was supportive. I like her. She was good to work with. For the first two houses, the quality was good. But the last one I closed on, I would not buy it again. I also did not like the fact that my business privacy was breached. They told one of their customers about my business and what I was buying. The LGI portal is user-friendly but when I submit documents, I don't have access to it. If I submitted a wrong document by mistake, I couldn't take it back and put the right one. I couldn't even see what I submitted previously. That needs to be more transparent with the client.

As far as the process with LGI Homes went, it was all quick. The house was still under construction when I bought it. Then they finished it on time. That was good. It's a complete package, which made it nice. But one of the things that they could have done is wire the house for low voltage and that would have made it a lot easier putting in security systems. But they didn't. What most builders do is give you the option to put it in there. And LGI is pretty straightforward. They just don't give you options in that development. They also had this finance offer of up to 5% of the purchase price for seller contribution and it paid for prepaid, but it said, "Up to,". And it was a little misleading in the advertisement because the "up to" was in very fine print. But they paid for all the closing costs, but I assumed it was 5% of the total cost.

I liked the LGI rep's attitude and how well he explained things. She was great. She was super communicative and she did a great job. She always answered everything we needed. The only thing I ever had an issue with was our final walkthrough, but that wasn't her. There were some things that the construction manager was like, “That's not something you need to worry about.” I should have said something more but I'm so upset that I didn't speak up more. The concrete in the garage is already cracked. He was like, “Oh, that's supposed to be like that.” I should have said something. He was like, “Well, you can just buy filler for it and just put the filler in.” I just bought a brand-new house. I haven't fixed it yet because I'm still pissed off about it.
Then there was some paint stuff that was supposed to be fixed that didn't get fixed, but I think they just missed it. Those were really small coverups that needed to happen that I ended up just going to buy paint for, and I still have not fixed it. Other than that, everything went really well. All the mortgage stuff went really well. We are happy with everything. It's just that the walkthrough wasn't great. They did a lot of the things like fixing a broken window. It’s just I felt like I was getting shoo-shooed from things that are important.

Everybody was super easy to work with, and it was about as painless of a process as a house purchase could be. I like the location a lot, and the quality of the house seems good. I haven't had any issues so far. Tomorrow will be two weeks since I closed, and from the time that we went under contract to closing, it took six weeks. The house was in the middle of construction when I put it under contract. The house itself was up, but there were still quite a bit that had to be done before it was ready.

I have had a pleasurable experience for the most part. LGI Homes had a couple of lots available around that time frame. So, the one we picked ended up being finished early August. The layout of the home is nice but I wish they had made a balcony in the dining room.

My experience with LGI was great. It was a very smooth process. They knew what they were doing. The quality of the build is excellent and phenomenal. They really think out of the box. Especially with the one that I purchased, it's supposed to be all high-efficiency, even down to LED lighting all over the whole house. So that's very good. I also like the area because it's very secluded, private and quiet. Then the development where it's at, if you don't live here, it's a one way out. I love it. The price is also very fair. I highly recommend the builders.

The associate was nice but she needs to work on everything a lot more - communication, knowing the home, what's in the home, follow through. When we did the house tour for the closing, I was under the impression I was on sewer because that was what she told us, but it's a septic tank. We were also in contact with Greg from LGI. He was supervising the associate who did the sale because it was her first sale. He was very good.
My kitchen faucet is already loose and I had a leak with the overflow valve in the home. They came out, fixed and honored that which I am grateful for. But I'm now trying to figure out how to pay an astronomical water bill that I probably could have filled a pool with. There's a crack in one of the side laminate in the master bathroom. In the shower, the doorknob on that bathroom is already loose. Overall, the quality is great for the big stuff. But it's those small things that make a difference. There are some things where they skimped where they could have gone a little bit higher. It would have made a big difference, like that sink. If it was a better fixture and if they would have caulked around the fixture, that would have stopped it from moving. It’s a little odd, and that, over time, will create a leak if it's not tightened.
If there was a frequently asked questions thing that would answer if those little things are able to be fixed within x amount of days of moving into the home, or if there was somewhere where you can call without having to go through the convoluted process of putting in a work order so that you could get an immediate answer, that would be helpful.

LGI Homes wasn't pushy about anything. They were really good about meeting deadlines, and it was a month from the time that I put down the earnest money to the time that we closed, which is what they had promised me. The whole experience, from start to finish, was so easy. Daniel was amazing. He was very upfront about everything. He made sure that I understood my options. He communicated very well throughout the whole process. He ran my numbers first so that we would know how much I could afford before he started showing me houses. I really appreciated that because if he had showed me something that I fell in love with and then I couldn't afford it, I'd have been devastated. He made me feel like family. I still talk to him.
We moved in on the 4th of August. I'm loving the home. This is my first home that's a new build. Everything has exceeded my expectations in terms of quality, and promptness if I have an issue with anything. Even with just answering questions and people coming out and working on any problems that I have, it's all been amazing. The splash pad area and the playground are awesome. My son would go every day if he could. The commute most days is not bad, unless I leave too late. We've met all the neighbors around us. I have one lady that loves to cook Mexican food, so she always brings us stuff.

It was very easy and smooth process. There were a couple of people that we interacted with, but most of them were very nice and quick to respond and answer all our questions. And it was easy to get in touch with them whenever we need it. There was one guy who showed us the home for the first time, so I contacted him if I needed anything. There is one person from the loan department. We would email back and forth. It would be easier if we could talk to the phone instead of emailing to each other. Because sometimes, things are not clear, and it would be more clear if we talked on the phone or face-to-face.
The quality of the home build was good, but it could be better. There was something that I liked to do, but when I asked about it, they said it didn't come with the plan. They didn't put any hardware on the bathrooms. There's no handle for the towel. So, if they could take care of that, that would be much better. One thing missing that I liked is the swimming pool. Other than that, it's a nice neighborhood. I would recommend LGI Homes. Take a look, and you might like it.

LGI was a good value for the price. The driveway is concrete instead of asphalt. They made a lot of good decisions. It also seems like a nice community. The amount of land for each house is more than a lot of new developments. A lot of times, houses are crammed together. But they have quite a bit of space in the LGI community. There were a few very small issues with the house, but overall, it was great. It's a good house and area, and we like it. I was tired of some rundown homes. They're poorly maintained and the rent is extremely high. I wanted to come into something that was new and something that will be backed up as well by some warranty. I did a little research and I found that LGI had the highest reviews. My Realtor, who I highly trust, also recommended them. He had purchased his home with them and had a great experience. They were one of the best builders. They're stricter as far as their guidelines are concerned for contractors. Ultimately, I wanted a new builder because they help pay the closing cost as well. They help with prepaid and stuff like that. That was one of the biggest deals.
The person who went over the home buying process with me was good. When I came in, she sat down and explained the process and explained everything. She took me to every single home that I wanted to see, which was good because it wasn't just model homes. They take you specifically to the home that you will be purchasing. The homes were already in the process of being built and some of them are already built. The rep was patient because I kept going back and forth with some homes. She asked me what my income was and what my budget was first. I was looking at what I needed.
We settled on mainly three homes. One was the smallest home, which was a three-bedroom home. She then showed me the medium one. It was a three-bedroom but with an extra room that you could use as a dining room or a regular room. I have three boys and the rep was trying to see my needs. She showed me a little bit of a bigger model from there. But she showed me those first three because they were more in line with my budget and what I needed as far as space was concerned. It then went to lots, like if you wanted a corner lot or maybe something that's not in the corner, but you have less space. In each home that we went into, she would break down the prices including CDD fees, HOA fees, and what I would be looking to pay roughly. She told me it was an approximate cost because I would still have to go through the mortgage process. She just showed me the range.
The only thing I wish she would have reminded me was the longer I waited, the prices as far as interest rates can drastically change. When I came in a week or two later, the interest rate had gone up compared to what I was quoted. I didn't wanna rush the process too much. I was praying on it, making sure that this is the right home. She told me I would need to pay $1,000 to process the mortgage and that the mortgage is in-house. She explained that if I was not approved, that $1,000 was totally refundable. But if I was approved and I back out of the contract, that $1,000 would be what I would pay because I'll be breaking the contract. It was pretty good.
I left the office and the rep called and she continued to send a little text message if I wanted to come back. She called and reminded me that the interest is going up. They were selling a lot of the homes quickly. She wanted to know if I wanted to be signed up. If I needed to, I could come back in the weekend. I had to come back in with $1,000 and start that process. She sat with me and gave me a folder with everything the mortgage person would request so that I could start preparing for it.
As a first-time home buyer, it was a scary process. Having that first-year warranty by the builders helped keep my sanity. The home that I settled on was the three-bedroom middle one that the rep showed me. I figured my boys can all have a room or maybe one can share, and I can turn one room into a dining room. It was a flex room but I always had the ability with this one. I love the floors. The quality is amazing. The appliances are great and the counter space is amazing. The granite tops are good. But the walls suck. The outside of the walls are cement and they're gray. Inside the walls are sheetrock and that's not great. The paint is Sherwin-Williams, which is a great quality paint. I just don't like that paint because it's not the glossy kind. It's more of a drywall kind. If anybody touches it, it just stains up and gets dirty right away.
There are little things that I wish but I'm not building the home. That's just personal preference. What I liked the most about the process was when I closed, they had the construction manager before closing come and do a walkthrough with me. It wasn't just a walkthrough to pick up on things that they didn't do great. I wanted it to be 100% perfect. But there are little nicks and things here and there. They do it with you and say, "Let me know if there's anything you see that you would want us to fix or an extra coat of paint, anything that you need that we can do before closing." That was good.
The best part about that experience was he would tell me every single thing about the home like what it was and what it did. It was a walkthrough of how to use the Rain Bird and how do you turn on my sprinkler system. He even set it for me for three days and explained, "This is what I'm doing, but call the water company." He told me about the heater and how to address that. He also told me how to change the AC filter every single month. It was more of a maintenance as well. It was to make sure that everything looks good. I really appreciated it.
I'm a single mother and that really helped me a lot. I was able to record that so that I can go back to it and review what I need to do, how to maintain the lawn, and what's covered and what isn't covered in the warranty. And then there were a few things that I needed them to do as far as paints and things that I wanted them to retouch. One thing was not done before closing, but I chose to close anyway and then have them do it afterward. They kept their word. It was a little delayed from the days that they told me but it was not their fault. It was the painter's fault, which then they gave me a contact number for them. I was able to speak with the painters and eventually, they came out and actually did it.
Every little thing so far that I wanted them to fix, they actually came out and fixed it. That was good because that was a concern for me. Like after you closed and moved in, would they still be attentive? Would they still try to assist? Would they still be beyond helpful? In the end, LGI did their part. Also, my new community is beautiful and I love it. The amenities are good. They have a pool and a trail park. I hate the fact that I have to pay the CDD fees but I get it. They do maintain a lot of the greenery that's in the area. They make sure that it looks beautiful so that's the upside of that. But we all complain when it comes to having to pay additional costs like HOA and CDDs. It's expensive and it can go up.
I did my own inspection report and I brought my own inspector. I'm not very trusting. Even with the inspector, everything was great. There were one or two little things and I gave it to the manager, Joshua, and he said we could push closing to once the things get done because he didn't want me to feel uncomfortable when we were closing. I appreciated that a lot. They didn't push you to close without having certain things done. They were more like, "I want you to feel good and confident and happy.” That was amazing and I would recommend that. LGI, all in all, is a good company. I like the fact that all of them care. Every concern that I had before closing and up until closing, they resolved and they were there with me and helped.

He said, "Thank you for giving us a shot." He laid out everything. He drove us around the neighborhood, pointed out the community center, everything that was around the community. He pointed out the warranties, he pointed out his build team, which had good commendations from other people as well.
We sat down with Luis, who was our salesperson. He broke everything down, gave us a quick estimate on the financing, the benefits. And he kept us up to date as far as the bill progress. Every week, he sent us pictures and let us know what was going on. LGI Homes was very communicative. They asked us to be patient during the bill process if we saw anything crazy, point it out. The next week we would go, we would be fixed. The finance team called us on a regular basis. They were super helpful. They got us through all the forms. We had a good experience with them. The build is top-notch, because there were very small things. When we hired our inspector, he said the same thing. The earnest money not being outrageous was a deciding factor. Also, Stephanie was great. She stayed in contact like she said she would and would send weekly photos. And she stayed in contact with my Realtor. When I went to close on the home, they still had some minor things that needed to be fixed in the home. So, I had to leave a copy of my key with them so they could go inside and finish doing those things. I went back a week later, and they still hadn't got those things done. So, I reached out to Stephanie, and she reached out to her boss. Within 48 hours after that, the stuff was finalized and completed.
It seemed a smooth process being a veteran and use my VA home loan that made it strenuous. But other than that, it was good. The only other problem that we found was that the homes are overpriced. So, based off of the appraisal, they had to lower the price on the home. Some to fit within the parameters of what the VA requires. They may not be advertising them at market value. They are going more than and above to try and get the best turnaround profit. But I like the fact about the upgrades being included.
Hi David, thank you so much for telling us about your purchase experience with LGI Homes. We are so happy to hear that you had a great experience working with your new home consultant, Stephanie, throughout the process. Upgrades being included in every home are something we think sets us apart and adds exceptional value for our new home owners from day one in their home! Enjoy the new home and all of the great upgrades, David!

LGI Homes was the first one that contacted me out of the four that I contacted. So, when the time was of the essence, the rep said, "I have only three left." And my spirit said, "It's time for you to move." So, I told her I could be there at 2 o'clock. She told me that I could come out and see the house. I was surprised with the size. She got the pre-approval. She said, "A lot of people came in and didn't get pre-approved for the house that you guys just got pre-approved." I said, "I guess it was meant for us." And from there, it was smooth sailing.
The rep kept in contact with me even when the lender didn't. I love her. She held our hand through the process. When we weren't getting any updates from the lender, I would contact her by text and she would contact the lender for me. She smoothened things over for us. I take my hat off to her because she did an exceptional job even after we closed.
The build is okay, with little blemishes here and there. We had a bad ant issue where there were little holes that should have been sealed where the ants were getting through the back part of the structure. It got so bad where I had to use a hot glue gun to fill those holes up. But the next day, I had pest control to come out and exterminate and we haven’t had a problem with the ants. The garage door sounds like somebody with bad knees getting up from a bad position. So, they gave us some stuff in a can to spray on the door to keep that from happening, but we're still having the same situation. We're still getting used to such a big structure. But we're really happy with our house.
We went VA and the rep made it very clear, “Cher, all you guys put down is $1,000 earnest money to hold the house.” I said, “Okay. What are we looking at for closing?” She said, “We pay the rest of the closing cost.” “Really? Are you serious?” And she said, “I’m serious. All you guys will have to pay.” So, we went to closing and they sent us the settlement statement and it was just as she said.
The only issue that we had run into is the fact that she said we would get $100 off of our mortgage per month because the appraisal has to be filed in the appraisal district office. And when we contacted them, come to find out that there's an issue where we have to protest for 2024. I contacted the rep. She said that once we get our closing document, we would get those closing documents and the appraisal, and take it to the appraisal district office and they would take off that $100 because they couldn't charge us no more than what the home value is. I hate that's something homeowners have to do. That should be something that has been taken care of. But it has been the only stressful thing my husband and I have encountered in getting that accomplished.

Everything with LGI was great except for one issue. In Florida, you have to have a water softener. Water is horrible. You can't drink it. You can't do anything with it. That should have been hitched up before we ever closed. Also, the water softener contractor does not answer back to them. All I keep getting is that they're emailing this guy. They should hire somebody else to get this done, but that's not happening. Everybody was great, but if they can't get ahold of their contractor, they should send somebody else. We're at a ridiculous stage now on this water softener. I went to Italy for three weeks. They promised somebody would call and do something. Nothing happened. I've been back almost a week and nothing's been done. They need to step it up. Other than that, the whole experience was fantastic.

As far as LGI Homes' consultants, the first one was a little rough around the edges. He's been promoted since then, but he was not very trustworthy. The second gentleman they hooked us up with, when the other guy got a promotion, was much better, much more friendly and trying, at least, to help us as much as he could from a sales perspective. The build of our home took too long. We sold our other home in November, and then they told us by December, it'd be ready. We thought we would only be homeless for about two months, living temporarily in my sister-in-law's house, and then they said, "Oh, it's gonna be after January. That was February." It didn't get done until March 23rd.
When we did move in, it wasn't completely finished. There were some holes in the walls, and there were some repairs they needed to make with the fireplace. We're still battling a lot of that, and there's another basement issue we got going on right now. The quality of the home and how it's built structurally and the installation were above par and very solid compared to that when we were homeless. We stayed in more of a cookie-cutter neighborhood, where we could see three houses thrown up in a week on the street we were squatting on.
Every time, we would come week over week to see this time it was moving much slower. We kept telling ourselves, "Yeah, it’s cause they're doing such good quality." My father-in-law is an engineer, and he was very adamant that these homes are built with good quality materials. The problem is because we did have a 2-1 rate lock. We're trying to secure that. We felt like they did cut some corners with our specific home, which we are now feeling those pains. The construction manager has been really great to work with. It's just we have a mold issue in our place, which is super upsetting because that's where I was supposed to work. We were gonna finish the basement, but now we can't do that. We've had to turn away a couple of foster children because we're using those stairs loft as an office and an extra playroom, and that's been brutal.
The construction manager is working with us. He just sent out a motor mediation company, but they forgot to plug a hole in the wall because they thought they need a sump pump. The builders didn't end up doing that. So that's where I felt like sales might have lied a little bit or not told the full truth that, "Hey, we have a home inspector come out.” After every phase, they send a home inspector out there. I was like, “How did you miss a hole in the wall that was just pouring mud into the basement for a few months?”
Other than that, the home do seem very quality. I felt like being one of the first ten homes in here, they rushed us to get in. And also, we understand that we had a 2-1 rate lock that was expiring. So, they were trying to work with us. I'm not gonna point the finger at one specific person, the sales, financing, construction manager, ourselves included, but it is frustrating to say the least. We're all just trying to have a little bit of grace and respect as we go through and resolve these problems.

I've been telling all my friends that have been looking in the market that they should come and check out the neighborhood out here. The process was fast, easy, and smooth. A lot of follow-ups between myself and LGI Homes' salesperson. I had an idea of what I wanted. He greeted me coming in. Very professional, got me preapproved right away. I asked a lot of questions. He would respond or get back to me when he could. If I wanted to change something on the contract, I did. He was very helpful and knowledgeable.
When I moved in to this house, they were barely starting to build the other ones on the other street over us. I was surprised how fast these houses got built. The other ones are almost done. So, it leads me to believe that their goal is to try to get it done on time and to get buyers in as soon as possible. This is my first house. I'm very happy with it. I love the neighborhood. Super quiet. I appreciate that. I always see the police around here. So, that leads me to believe that we're in a safe community. It feels it's more of a quiet area and safe place for kids to be. I see a lot of kids running around, riding their bikes. And that makes me feel at ease.

I had my daughter follow up on a brochure LGI sent me. I was interested in getting her out of the apartment, because they were so expensive. I told her, “You might as well get a new house instead of paying for an apartment, because you don't own the apartment. Your money that you've been paying the last 15 years, you could have been halfway through a mortgage.” We lived in McKinney, and the cost was high. When we first moved into an apartment, McKinney was just developing like Princeton is. There was nothing around us, but over the five years we were there, it built up immensely. I told my daughter that five years from now, she won't even recognize Princeton.
I'm familiar with what it takes to be a homeowner, and I was trying to pass what I know down to my daughter. I'm 72 and she's just 40. I was more interested in her having complete knowledge of what it's like to be a home owner, the experience that she's gonna have to go through and the things she's gonna have to do. The first step was getting us in, and LGI was fantastic. We came and saw them around the first week of June, and everything was great. I loved everything. I'm also happy with the quality of the home and she's delighted.

They explained the process to me beforehand, but I run two businesses so that falls through the crack and I have to call people again and ask for instructions the second time, and he was more than willing to help me. The whole process was pretty smooth and simple. LGI did the whole spectrum of the closing. They said what they did and did what they said. With the warranty, we have the ability to call them in for the next year and have them touch anything up. But everything else is great.

Working with the reps at LGI was very good. I worked with Arlene and then with Dave, the loan officer. They both were very professional and very helpful to me. Arlene helped me with a lot of things that I couldn't navigate on the computer and showed me how to do it. I appreciated them. The process was very easy and simple and it went smoothly. They kept me abreast every step along the way. I was supposed to close in 30 days but with the VA loan, there was some additional paperwork. It pushed the process back a week but that's the soonest I put close on a home. I really like the home and I like the land size. Also, the quality seems to be pretty solid. It's a nice community and I like that we have an HOA. I would advise them or encourage others to use LGI.

The purchase process at LGI was smooth. We stumbled across the house on June 4th and on the 7th we were applying for the loan. It was a very fast process. The rep we worked with was friendly. We tried to swap out the refrigerator. Instead of having the standard, we wanted to get the one that opens up left and right. One of the houses we toured had that. But they weren't able to swap that out. Granted, though, the house was already built when we saw it for a few months.
We have had a couple of things we had to get fixed. We have an outlet in the kitchen and what they do is they usually fill the inside of the outlet all the way outside. It was insulation because the outside air is all hot and the inside air gets all cold and condenses inside there. It creates moisture. We had an issue where only half of it was insulated, so the drywall started getting damp and it started growing mold. So the construction manager came in and he cut away the affected areas. We're also gonna expect them to get the drywall folks to come and fix it up. They're very quick and responsive to our concerns. The overall quality of the house is very good too. There are a couple of things here and there, but it's all small stuff. Nothing too crazy at all. We also like the location.

The people were very pleasant, nice, kind and patient but the home buying wasn’t a breeze because of getting documents in at the last moment. Whatever purchases you make have to be documented. So that might be more on our part as well. Mark, the rep, was wonderful. He was very informative and took my phone calls whenever I called. I probably would not have stayed if I had anybody else. He was always so calm, which was quite reassuring. There were a few things about the home build that wasn't spot-on but LGI is talking about fixing it so it's been great. For my first home, the experience was nice. It could be a lot worse. The one neighbor that I've talked to is very sweet and quiet. Our sprinkler system had a leak in it so we had to turn it off. So, she was watering the part of the yard that connects to her. I've told a few of my friends about LGI. It's just that they have to get the money up so they can look into this further.

I talked to Daniel at LGI Homes and he was adorable. He showed me the first house. It was closer to my budget, but I was not feeling that house. It was a little bit too small. I gave him a hard time initially 'cause I wasn't sure about buying a house because of the prices. He told me to look at another house. We went over to that one which was the one I bought. When I saw the house, I liked it. Daniel said, "I wanna help you out. I want you to have your dream home. I don't want you paying rent anymore."
Overall, the quality as far as the floors, carpets, doors, etc. is good. I like the fact that I'm right off the main road. Also, the house is towards the end of a cul-de-sac and there's not a lot of traffic. However, I don't have a doorbell. There are no ceiling fans in the bedrooms. There's only one switch in the bedroom and there's no switch for the outlet across the room for the light. There are no medicine cabinets. I also wish the yard is a little bit bigger. There's a house behind me and you can see everything.

The size of the lot was half an acre and that was really nice. Also, they agreed to cover the closing cost if we use their preferred lender which is a really big perk. The underwriting was a bit strict as far as the documents and it took a month longer than we expected. But they ended up making it work. I worked with Kyle and he was very friendly and open to help out. It was our first experience with a new home and everything was very comfortable. Kyle made us feel at home with everything. My concern is that there were some things in our final walk through that needed attention and repair. We submitted all those things and LGI said they would be repaired. But some of them have not been repaired. Now that we've closed on the house, I don't know who to talk to about getting these things rectified. Other than that, as far as buying the home and the quality of the construction, everything is great.

LGI had a great home consultant individual who helped us walk through the steps. He was a very calm and really positive guy. His attitude about the process was very, very good. He gave support throughout the process. Our loan officer helped us stay on track with everything. We had a virtual meeting since she was further away and she had a meeting further away on the same day. She introduced us to the loan process. I felt a little bit lost, to start with, but it was helpful. She provided us with information and what things to do. It was a decent process. It was really good services up to this process. LGI was able to find a house within a month and we were able to close on it. So it was a good timeframe.
The materials of the house are decent. It's a good, mid-grade build house there. I'm pretty satisfied with the feel of the house. There were a few things we had to do through the walkthrough when we had a home inspector check it out and pointed out a few things that needed to be finished up. The construction manager was awesome. He was on top of it. We pointed it all out and he helped respond to everything. We found a few things within the next few weeks from there and we were able to point those out too, and he's been sending people to help fix them and it's been good. My wife initially checked out the neighborhood in the are. The consultant helped walk us through the neighborhood and showed her the stuff. My wife thought that it was pretty good. So we were relatively satisfied there with the amenities. That was something that we were excited about.

I wanted something new because I didn't want too many problems when I first moved in. I didn't want problems with the air conditioner and with the foundations. I was looking for something close to my job and ended up with LGI. The home-buying process wasn't as bad as I thought it would be and it took two weeks. Everything went well.
If I had to do it over again, I probably wouldn't have picked the first home that I had seen. I could have gotten a better deal if I were to look around more. The home that I chose was around 1,400 square feet. I could have got something a little bit bigger for the same price. I'm pretty much satisfied with the home even though there are some things with it that were made cheap like the bedroom and the bathroom. You don't have a place to put the shower curtains and you don't have a place to hang the towels in the bathroom. I really didn't notice that one. Right now, I have no window blinds. I thought that I would have blinds in here. The community is another thing I'm not very satisfied with. The roads that you have to use to get back here are really dangerous. They're one way and they're all like this. I work at night so it's more dangerous riding these roads at nighttime.

At the moment, the community has a dog park and a regular park that has a water pad in it. LGI is supposed to be building about 200 more homes and that's supposed to be 400 homes total in this little neighborhood. They're also supposed to build another amenity area towards that side. They're not 100% sure what it's going to be just yet but I know each one they build, they say they do something a little differently each time to see what works and what doesn't work.
LGI's reps always seemed to be in good spirit and they did everything for us. For the most part, they knew everything and they pointed me or my wife in the direction we needed to go. The quality of the home is also really good. They covered pretty much everything and the only thing we paid first was pretty much the home. We've been in it for about two weeks now and it has a lot more room compared to our apartment. We're getting used to different things but for the most part, our experience has been really good. The commute to work is about the same for me but for my wife, it's a little bit further, but she's happy because she got what she wanted in the house.

Our home consultant from LGI left a lot to be desired. My husband is the only one on our home loan because I am a stay at home mom. The first thing that that consultant, Dustin, did was run numbers, which everybody thought was kind of weird. He was like, "We can use your husband's overtime even though it hadn't been two years." I asked him, "Hey, are you sure? 'Cause we're approved with an outside lender. And that doesn't really sound right.” He was like, "Yup. Yup. You're good." Come to find out, it was not in fact good. We got our hearts set on this house that we're in. Communication was really difficult. We couldn't get ahold of anybody at the LGI office.
A week out from closing, they had given us an option. We had a truck we needed to pay off or we could buy down our rate. We were like, "Well, that's great. Let's just pay off our truck because that helps us in the long run. We keep the higher rate, whatever." We get a week out before closing, and they said, "Where's the extra $7,000 in your account to buy down the rate." I told them we decided to pay off the truck. It has already been sent to the title company. They say, "No. It wasn't an either/or," which it was. It was presented as an either/or.
So, we had to scramble a week out from closing to get gift funds. It pushed our closing out because the gift funds had to be verified. I had to make my elderly grandpa jump through all those hoops. We got to the closing day, and the guy we've been working with isn't even there to close us. So, the whole thing was kind of a disaster. I love our home. The home isn't the issue. The process was the issue. It was not my favorite purchase that I've ever made.

They didn't make any effort to fix it or get it done. So, I had to sit there and get a hotel for half a week, which wasn't really great with moving into my new job. Other than that, the home is decent but there are some issues that they're fixing. The area has a dog park which was designed by somebody who's never seen a dog park before. But they have a fenced in area where you can take your dog. We also like the location a lot.

I see some of the other residents in the neighborhood have not had great experiences with the quality, but I can't speak to that yet. Our house has only been in there for about a month, so I haven't had the longevity to experience that. Also, we like the back of the community because it's new. It's nice, but the front is not so much. LGI sold about 60% of the front of the neighborhood to a property management company, and those are rental properties that are not being kept up very well. Still, if people wanna purchase a home, LGI Homes is a good choice.

We had a few mishaps on some minor things when we first moved in, but they were taken care of immediately. Jeff, the building manager, did an awesome job. Anything that we had concerns with, he would take care of it immediately.
I wanna compliment the LGI Homes staff. Everybody was kind and courteous. I worked with Tony, and he was awesome. He took his time explaining everything, and no problem we had was too big for him. The pictures I saw were different. It was a different house when I got out here. When I did my change of address back east, it was 1578. They moved us in 1586. So, now I'm going through crazy stuff with my address, getting my mail over here, because I had to go through all this identification when I did it back east. I had to go back up to the post office three times to try to get the address right. And I still haven't got any mail.
We weren't happy with the appliances and with the backyard. And we did not get a washer and dryer with our home. Everybody else has a two-door refrigerator, and we have this little tacky Whirlpool refrigerator. So, I had to complain. The backyard came. It was all dirt and rock. So, it cost us a bit to try to get that done because we're breathing it in. We’re retired. My husband is 75 and I'll be 64 in December. We're not equipped to do all of this stuff. I don't want this refrigerator. And there's nothing LGI Homes would do about it. But it cost so much to move out here. This is about $10,000 all together with everything. And we had to get the backyard done. It's too much.
LGI Homes' rep is not there or all there. I could tell her something. She would listen to me, and that was it. Because I said, “I see all these same houses that we're in taking the two-door refrigerator. They're getting top-of-the-line appliances, but we didn't.” She said, “I'll see what I can do about it.” But she has done nothing. So, I talked to the other guy that did the walkthrough with us. Dennis said, “That's the one you gonna have to keep because that's the only one they had available at the time.” But we were the only one on that circle that has that refrigerator. No washer and dryer. The back, it's a hill. It's underneath the fence. So, I wanted that straightened out. But on the other side, their fence is flat. Ours is sitting on a hill. So, I had to pay to get the backyard done. And this landscaper said, “It's not supposed to be this way.”

LGI had a lot of good buyer incentives such as closing cost and stuff of that nature that really helped us sway our decision. I felt that their reps were very well rounded with what they knew. I do feel like there was a little bit of lacking in some details in contracts and the pre-agreement contract. They had to defer a lot of basic questions, in my opinion, to their certain teams. I understand that everybody has a specialty. There was a few frustrating moments, but there was nothing that was holding up the sale. It did delay a couple items but it was nothing major. As far as the home, the quality is a little bit more than the average spec home with a 9-foot ceiling, spray foam insulation, and gas. There are a few things that are quirky and just basic construction. The lighting is very basic. They do give you some nice amenities. I had a few minor issues, but they did correct it prior to moving.

There are no towel bars in our bathroom. We don't have a doorbell. The sprinkler system didn't come with the home. There are a few little issues here and there, but if you put a work order, they come pretty fast and fix them. We had a couple of fence glass in the back that weren't nailed down. I put in a work order one day, and the next day, they were back there fixing them. They were quick. The outside of the neighborhood is a little iffy but other than that, it's a good size yard and a good size home for my husband and I.

I always wanted to have a house that I didn't have to do anything in when it came to fixing stuff up because I was trying to stay on budget. My goal was to have a house that was ready for me to move into. I was in a rush. I went on Zillow and saw the house from LGI Homes. But it was already sold out. I got the office information and my fiancé and I, along with our Realtor, went over to the office. They showed us different homes that were either almost done building or available. Our rep was very helpful and he knew what we were looking for. He was really on top of things. His goal was to make sure we get the house that we needed. He was showing us the house in the booklet. Some of them were not going to be ready until August or September. We really needed the house by summer.
The home buying process was a little hectic because I had a budget. Also, I'm so used to living in places that are not that safe so I was looking into places that I could afford but was also safer than what I was used to. Some of the homes we went to were big enough for me and my fiancé. There were some that I didn't like the type of flooring they had. There were also some that you could tell the family’s been living there for a very long time. I wanted something fresh. With the home that was being given to me, you could tell they have the marks up top for the kids’ height every year. The family probably lived there for 10 years. We could tell the house was not taken care of. I wasn't feeling the flooring either. Sometimes the neighborhood doesn't look too good but you'll find a nice house. I’m like, “I don't know this area,” so I choose not to.
With the house that we actually bought, somebody was trying to get it already. But the rep found a way. He was like, “Well, let me check in this house for you real quick.” When he found out the house was there, he made sure we got to the house. We got to the house on time and we saw everything. He was asking us, “What do you guys like about it? You guys want the house?” He was really like, “If this is the house that you want, let me know. I got you guys.” It was so funny because we had another couple that came at the same time as us for the same house. But our rep was really ready to help us.
Once I pulled up to the driveway, I thought, “Whoa! The driveway was really nice. Also, the color of the house is really nice. The detailing of everything, the outside was really nice.” Once I walked into the house, I fell in love with it. I like the space. It’s big enough for me and my fiancé. I saw the ceiling and that was big enough. I saw how everything looks such as the detailing. I love the flooring and I love the lighting in the house. I like the master bedroom too. With a lot of the houses that I went to, the master bedroom was so small. Once I saw the master bedroom and the living room of the LGI home, I was like, “Oh, man, This house is nice.”
The location of the house was my main concern and how safe I will be if I were in a house. Usually, my fiancé is gonna be out a lot because he’s working. When I saw the neighborhood, I could tell it was nice. The community that I'm in is very quiet. We're new to the neighborhood and everyone’s been really nice. Go for LGI Homes. My family currently live in Boynton, Palm Beach County and that's an hour's drive for them. I tell them, “If you're looking to start fresh and you're looking for a nice brand new home, something that honestly, you'll feel home, you will feel like ‘This is my house,’ you'll feel safe.” My cousin is trying to get a house and I told her to look into LGI Homes.

My husband and I have been trying to find a home for a while, we decided one day to try and see. Everything was so relaxed and simple. Our home consultant from LGI Homes was upfront with any questions we needed answered. We came in day before Mother's Day and to our surprise we were approved and picking out houses. Joey was a great help; he took us to see the homes available. We finally chose our home and in less than 30 days we got the keys to our new home. Everyone at LGI Homes made us feel very comfortable, and not to mention feel like a family. If you are looking for a new home, I recommend LGI Homes and ask for Joey. He will make this as easy as possible for you, less stressful and be with you through the way. I am so glad we chose to buy this house and Joey was our consultant. Couldn't have been any better. Less stressful till the day we got our keys.

He showed us all the stuff and the appliances. He spent a lot of time with us. He was extremely knowledgeable. He did a phenomenal job. He was absolutely outstanding. The build of the house is good. It has fairly good material. We also like the community we live in. The neighbors are very friendly. However, they could have done a better job landscaping the backyard.

I found that the process with LGI was very smooth. They make you feel really welcome when you first go into their office. My sales representative was excellent. He was very thorough in his explanation, the requirements, the process, and how long it would take. I closed in three weeks. So, it was amazing. The follow-up was really good. If I needed any other documentation, they would call me. I would upload it, and they would submit it right away. So, they were on top of everything. It was very impressive.
The house is well-built. There were just some issues with the bathrooms. The people that did the bathrooms didn’t caulk them very well. So, they brought someone back in and they fixed it right away. So other than that, everything is fine. I haven't had any major issues. We've been here two weeks already. The place is very nice. I find that there aren't that many roads around this area. This is in Poinciana, so there's one main road to leave and another one to come back. So, traffic can get pretty bad. I'm hoping that now that this area is developing, they'll build more roads. It’s close to shopping centers, about six miles to the grocery store and pharmacy, which is much better than our previous residence. Then we have a 7-Eleven two blocks away. The only thing is that the police station is about six miles away.
All the houses that I saw did not compare to this one. This was the second house I saw. And every time I went to see another house, I kept thinking of this one. This was a great investment. I'm very happy with my decision. It's a good product for the price. I have almost half an acre in my back. They gave me that extra land back there without charging me for it. The walkthrough was very thorough. It took about two hours. The construction manager was here in person. He walked me through everything, showed me how to use everything and what to do with the water heater and how to do this and that. So, I was very happy with them. I do recommend them.

The rep was very thorough and informative. He explained the city that we were moving to and about how LGI works and the incentives that they offer. There are a couple of things that could have been done better as far as the build goes but that comes with builders building a home fast. They miss the little things. I've submitted warranty claims and LGI followed through on every single one. So, that's good. In today's market being still a bidding war, people should definitely consider LGI since this a first-come first-serve basis. And the closing cost assistance, especially if it's a first-time homebuyer, is helpful to have. It’s great.

We've interacted with LGI previously in another state years and years ago, and it was incredibly bad. When we found this new build community and realized that LGI was the builder, we almost didn't move forward with them because of that previous experience. When we talked to the consultant, she assured us the practices that this other location had in place that we had an issue with were not the same practices at all. She said everything was above board, and promised a better experience.
One of the things that would be a big improvement is for the consultants to be more straightforward regarding the requirement to meet with one of their financing group. When we spoke with her, she said that we had the option to meet with someone from their financing team. We were welcome to use our own financing which we had already had in place. We were already preapproved. Our financing was already set. But when it came down to it, she then switched and said, "No, you're actually required to meet with someone from our financing. If you don't meet with them, the contract is voided and you don't get the house." She was not straightforward about that being a requirement. That was one of the things that we were frustrated about with our previous experience with LGI. It was, "Well, meet with our financing team and maybe they can get you a better rate." It was very, very shady.
Once we got to financing, the lady was very nice and helpful. As far as the financing team goes, the only thing that I was frustrated with was that the numbers on the loan estimate were so inflated to make LGI financing look like the best deal. But when the actual loan total came in, the amounts were much, much lower and much more comparable to what our lender would have offered us, versus the estimate which made it seem like a completely different deal.

LGI Homes made it a lot easier for my first home. Christine, the rep, was wonderful. She made it so effortless, and she was very nice. The community is also nice and quiet, and the quality of our home is good. There were some drywall issues, but the builder was really quick to fix it.

I was driving around and my Realtor informed me that there was some new building around that area. I saw that it was a new construction, so I went in and did a walk-in. The LGI reps asked me if I wanted to take a look and then they showed me around even though I did not have an appointment. They were upfront and reasonable. They gave me some good incentives to assist in owning my third home. Our home consultant was very, very professional. He took some time out of his day to walk me around. He sat me down and talked about all the incentives that I will be getting if I decide to go with the new home. He gave me a couple of homes to walk through at that time. He communicated with me every Thursday and let me know the process on where they were going and how the process was doing and any updates or any more questions that I had.
The process was easy and streamlined. Our new home was very convenient because it was close to my work. It was a reasonable price. LGI was very thorough in giving me the information I needed. They were very helpful. It’s a very nice home. But there are a few things that need to be addressed in the house, like the drywall. The sheetrock was separating from the crown molding at a few places there. This happened after the inspection and it got a little bit worse. Some of the flooring is not well sealed on the dry molding. It separated a little bit in some places. When they were working in the house, the crown molding on the bottom has a tint of soil. It's not white. It's a little bit orange. It’s a lot of dirt like that. At first, you couldn't see it, but once it settled and absorbed, it came back through the paint. There were also nail pops. My previous home was a new home, and we didn't have some of those issues.
I've tried to get in contact with LGI and see if they can resolve some of those issues. But they were saying, “Oh, yeah. You gotta be a emergency.” I told them it was an emergency. It's a very prevalent separation. Every time I walk by, I see it. But other than that, everything else seems okay. The garage and appliances are working. In one of the bathrooms, the toilet had a crack in it and they fixed that the next day. They came in and replaced the whole thing.

They walked me through the process and explained everything to me. They told me that if I had any questions, feel free to reach out. I had gone to LGI 11 years ago. So I've gone through the sales pitch and whatever questions I had, they were there to help. One of the things that they don't do to keep the cost of the house down is to have grass in the backyard. But having it as a possible option would be better than, "No, we don't do it. You have to do it after closing."

After about a month, we moved in. It's a very nice house. I like it. It's very spacious. The way they build the houses is not so cluttered. The master bedroom’s on the other side of the house. One room that we turned into an office and our son's room are in the same area, but there are two utility closets in that area as well as a bathroom. They have their own side of the house. The kitchen is not right when you walk in the door. They did the patio a very nice size. The ground is not raised. But it's weather coated. They prepare you for all the things that could happen. The only thing was when it rained one day, the paint started lifting on one of the corners of the window. But they came in, reinstalled the window and repainted that area.

The home consultant from LGI Homes was upfront for the most part. There were some things about the HOA that were misleading towards the end. We were told that LGI is the one who owns the HOA and it's not strict and we're gonna be able to do things. We found out it's the total opposite. Otherwise, the home consultant was good. He continued to keep in contact with us. As far as the house, we moved in and things had to be fixed immediately. I'm still waiting for some of those things to be fixed. When we were moving in, the threshold came up, and it took them about a week to come and fix it. The fan in the downstairs bathroom does not work, and I'm still waiting for them to come and fix that.
When they came to fix the threshold, I asked the guy about part of my floor. When you step on it, you can hear space move. I was told that it's a floating floor, and I've never heard of a floating floor. People who I know lay floors for their employment have never heard of floating floors. When you're putting a home up in 90 days, things get rushed. The screws in my pantry door weren't in it and now, they're stripped out. They came and had put a screw in. Now, I have to put a work order in for that because the door is gonna fall off.
I've met one person and my husband met with the other guy. He had to come back a couple of times. The first guy was okay from what I was told. The second guy that came in, looked at it and automatically knew what it was. One of our electric switches for going up the stairs wouldn't turn on but if you go upstairs, and you just flip the switch, it would come on. It was vice versa. One of the switches always had to be on or off for the other one to work. The first guy couldn't figure it out. Then the second guy came in, and he fixed it. So, that's working. They came and fixed the floors like a week later. I'm still waiting for them to come fix the fan in the bathroom downstairs. I've been here almost a month, and I'm still waiting.

I thought it would be more reliable get a new build and my daughter told me about LGI. The rep I worked with listened to everything I had to say and when I asked for certain things, he made sure that he took care of it. But the quality of the build is not great. I have bugs getting in through my windows in the front entry way. I put up one of those stands to hold jackets and part of the floor where I set it squishes down. The banister is already peeling off the thing. My garage door springs were too tight when I moved in so the garage door didn't work but they sent somebody to fix that.
Also, there's a two-to-four-inch gap underneath the back cement steps. Water wasn't turned on in the front yard and when the water was turned on, the water was spraying everywhere. Thank goodness there was somebody there who knew what they were doing. Now I have water that's continually running through my soaker system for my bushes. The water is off again. And it takes me three minutes to get hot water to my kitchen sink. The hot water heater can't be more than 15 feet away. I don't know how they have that. I'm very anxious to see. I asked if the air conditioner is gonna cool this big of a house because it's so little.
The troubles are nothing I can't live with but when you pay that much money for a house, you would expect none of it. I have two outlets that don't work in the flex room and we haven't heard back on that. We sent that plus the sprinkler system. Another thing is I thought when you have a vent on your stove slash oven, you have a fan that should be venting out into the open space. But it vents right above my microwave, where I have white cupboards and they're already getting black from it venting. Also, the moving stuff hasn't been taken care of. I have stains on my carpet and I have my master showers filled with paint spray all over it.

So went back on the same day and put the deposit down to get the house. The buying process with LGI was easy, seamless and quick. I've bought a house before and it was way more complicated than that. The agents were informative and always pleasant whenever we went in. We found screws underneath the carpet and there were some trim pieces that weren't on. We put in a ticket and LGI fixed it the next day.
The yard is small, which was definitely a downside of the house, but the inside makes up for it. The community is quiet, which is great, and we're just waiting on the park to get built. The quality is on the better side of the houses in that price range. We looked at probably over 150 houses and there's a difference in the house that we're in and the other houses that we didn't go into. The laminate throughout the entire house isn't there.

Working with LGI Homes was nice. The guy that I worked with, Brad, was really good. The home's quality is pretty good. They took care of a few issues. There are some additional issues I gotta get straightened out, but they're getting to it. The drywall had no spots on it and the land had some sinkholes around that we already did that filling with the sand to elevate it. I settled on April the 6th, and they ordered the icemakers and the people are gonna be coming around to look at the sinkholes around the house.
I had the issue on the light switch up in the attic resolved. The electricians were good. The people that they get to subcontract it were pretty good, too. The people that came out and did the sheetrock came out here promptly, and they did a good job. Brad is taking care of this development, and every time I text him, he immediately answers me right back. The community is good. The location is okay. It's right near a wooded area right here. So, no closing cost was what pushed me over the edge of being able to do it because I hadn't even thought about that 12 or so grand of closing cost being the first buy.
LGI Homes used very good materials. There are a lot of rushed spots around that we initially caught. They don't like to make it a blue tape, but we did on the walkthrough because there was a hole in the closet wall where they missed drilling in one of the racks. Also, from painting trim on windows and the metal brackets mounting the railing in the stairwell, they just painted all over them.
I had LGI Homes send drywallers and painters to fix some spots before I moved in. The guy who handled the build was very friendly. The drywallers were very quick. And the painter was good at what he did. It took a while to get it scheduled. I had to push hard, but I was moving in at this date, and if they couldn't get there before, we would have to play the furniture moving game. I've recommended my co-worker. The application to the final process with LGI Homes was pretty quick and easy. We went through the same place for our financing. It was a pretty good experience. The home is nice. We weren't very happy with the finishing of everything because things didn't get cleaned up and finished the way we wished they were. They didn't do a final walkthrough. There were lots of construction dust and little paint splatters. I'm still dealing with all of that. There were a couple of things unfinished like the closet in the hall and the sheetrock wasn't put on. We've reached out to LGI. We reached out to the construction crew. The repairs have been done. We just haven't gotten anything about being compensated.
Hi Audrey, our homes undergo several inspections throughout the construction process and we are concerned by some of the issues you mentioned. This is not reflective of our typical experience, but we are glad that our team has worked with you to get the repairs completed.

The LGI reps were nice and helpful. Buying a $400,000 house is painful to your pocketbook, but they really made it very easy in a lot of ways. Everything was taken care of as far as getting the loan and taking care of different things that needed to be done in order to get the loan. However, some things could have been done better in the house. In the master bath, I've got a beautiful shower and it's very nice. I can put my shower chair in there. But there are no rails at all inside of the shower to hold onto. That's one of the things that they could have put in. But I understand that they're selling homes at much less than anyplace else.
We strive to make the homebuying process as simple as possible and we're glad you appreciated it! Congratulations on your new home.

In the beginning of February, I was looking for a house and the leasing agent for LGI Homes was on site at the time. So I worked with him on the thing that I was interested in. He said that it was selling quickly and it definitely was. The neighborhood was already filled up. Throughout the month of February, I was working with the different stakeholders including with LGI's loan division and we closed the loan out before I moved in the following month. Things went quickly and smoothly. The home is great as well. I'm a first time homeowner so there were things that I wasn't used to or expecting, but that was not a fault of LGI. I love the location, too and it’s pretty much what I wanted.

Things went pretty smoothly with LGI Homes until the end. We had a couple of hiccups but they fixed them. Right before closing, there were a couple of things that weren't finished like painting walls and knobs. They fixed that about a week after closing and other than that, the quality of the home is great. The process took 30 days exactly and we closed on time. Their reps were super helpful, from the salesman to the manager and to the underwriting lady. They've honored everything they said and the process was easy. So I have no complaints whatsoever.

The reps were really knowledgeable, polite and courteous. They answered all of our questions and they were on top of everything. What they said was what they did. If they didn't know the answers to some of the questions like those only the builder would know, they would contact the builder and find out. They would get back to me by the next day with the answers. Our realtor did an amazing job explaining everything. She called us every week and gave us updates on everything. It was almost like she was buying the house with us. It was really heartwarming.
We got a three-bedroom, two-bath, two-car garage home. Everything is brand new in it. We have nice floors and countertops. We have spacious bathrooms too. But I wish the dining and living room areas were bigger. Other than that, I love the community I'm in. It's quiet and to itself. But it's close to a school, restaurants and hotels. It's also close to the Suncoast Parkway, US 19 and Highway 50. It is easy to access anywhere you want to go in that area. It's a nice piece of property.

The reps from LGI told us one thing and then, it wasn’t what they said it was. Now, after having the house, it's been very frustrating because things aren't getting fixed the way that it needs to get fixed. The water in the front of the house is supposed to be gone within 48 hours and there's still water in our drainage. It's been sitting there for over five days now. The reps came out once and they’re supposed to come back but it’s not a priority for them. We like the home itself, it's just the communication with us is not that great. You put a ticket in and the reaction of getting stuff fixed is not good. Also, when we went to closing, we had to wait over an hour for someone to get there, and it took three and a half hours for closing.

The salesperson with LGI Homes was amazing. Everybody was fantastic to work with. Everything went well including the walkthrough on the house. The application was fantastic. Everything was automated which was great. The only thing that was a little confusing was, ‘cause you're getting so many different emails all with paperwork, it was hard to know when that information was coming across. Pre-covid, when you buy a house, you get all your paperwork in person. But now, you're getting bits and pieces of it throughout the whole process and nobody's calling you and telling you to check your email. But the verbal communication was perfect.
The homes were built more for the beginner ‘cause everything is already included. You don't get to choose your finishes. For my other house that I own, we went to the design center. We chose all the stuff for it. But right now, LGI Homes is trying to build houses a little bit cheaper and trying to make them a little bit more affordable for people to buy. Some of the appliances and some of the materials that were used were probably lower on the price range. Some of the carpentry is also on the lower end of the spectrum.
Hi Brian, we appreciate your review! By not allowing customization, we are able to streamline the construction process and provide our homes at a more affordable price point and we truly believe we are delivering a great value. Congratulations on your new home!

Recently, I came across LGI Homes and decided to check it out. The reps were very honest, upfront about everything, realistic and nice. They were very helpful through the whole process, guided me the whole way and kept in contact with me personally. They either text or call me to help things get pushed along and I have no complaints about it at all. Overall, I had a great experience. In the past, it's been rough, but this was a very easy process.
We closed within three weeks, and I like the community. I love that side of town. It's quiet, and everyone seems to be friendly. There's a trail right outside the neighborhood, then there's a dog park, playground, and a little pavilion with benches under it. The home is very nice too. The build is very good quality. However, I put in a claim recently because the hose in the kitchen sink sprays a bit of water where the hose and the faucet meets. LGI got on it, ordered the piece and someone will be out to replace it soon.

I had a great experience with LGI Homes. They were more affordable. And the people that work there were very nice and work with you. Everybody got space. The house itself is very spacious. And it was feasible for me. We lived in Gwinnett County 15 years ago. And off of 316, LGI Homes was building houses there. We went to see it. But at the time, my daughter couldn't afford it. And I hadn't thought about buying a new house. But I liked when they took us out to show us the house. They were nice then. But she needed to get her credit together and stuff. And I just kept them in mind.
I tried other places. But I connected with LGI. I was comfortable with LGI, that's why I ended up going with them. I also went back. This lady at the same location I'm at showed me a place where they were doing a basement. But I didn't want a basement. So, I didn't get it at that time. That was last year. I came back recently. They had the Dockery. The rep said, "You know what? You're in luck. We got one Dockery left." I asked if we could see it. He said, "Let's fill out the paperwork. You're a fool. Come on, we better go before somebody else gets it." And we went and I got it. I'm very happy.
The rep knows his stuff. I asked him questions. He had no problem sharing it with me. He always reassured me. He said, "You're gonna do well. You're gonna get this. This house got your name on it. It's yours." It worked out. They're awesome. I asked him why they don't have a pool. He said with the pool, it would make our home association fees higher. And everybody doesn't do the pool anyway. We can go to the beach. Let's keep them home association fees down. And they have a park. I would like to see swings and monkey bars for kids. If they could put something like that for the kids, that would be awesome. Other than that, I love it. I recommend anybody to go to LGI.

I had seen the homes on Redfin. I was just going to drive by with a friend and look. But then we saw that their office was open. So we stopped in and somebody was able to show us a property. Then I waited a couple weeks. I was with my Realtor looking at other places and we went back to LGI Homes because it was the best deal and a new build. The guy that I had was named Dylan. He was great and communicative. It didn't feel like I was being pressured. It was a pretty easy experience.
I am a ** woman and one of the first questions that I asked him was, "Are there any people of color that have moved in here? Are there ** people? Are there ** people? What's going on with your demographics?" Because that town is traditionally a very ** town and definitely has some racism issues. He said, "I feel really uncomfortable answering that question, but there's actually a lot." I told him, "Good. That's important to me." He said, "The first person that actually purchased a unit there was a ** woman." That was something really important to me and I'm thankful that he was willing to answer those questions for me. It's a beautiful neighborhood, scenery-wise. There are mountains and trees. It's all green all around. Then there's a trail at the very end which leads to a dog park. There's different benches and seating areas even before you get to the trail.
The only thing that was confusing at times was the number changing. In the beginning when you're just with the salesperson, they write up numbers before they have all of your details. They do credit check so those numbers can fluctuate once you actually go into closing. So it's not the most accurate information. I would have rather waited to get more accurate numbers, even if I had to wait a couple days.

Shay, the rep we were dealing with, did great. He answered every question and went above and beyond to make sure that we were taken care of while we were in the waiting process. Everything went the way it was supposed to go according to God's plan. Everything is good quality stuff from what we've seen so far and seems to be holding up just fine. I would recommend though to put gutters on the front and back porches. The water in the front runs off on to the sidewalk. But the water in the back porch runs off into the yard where it causes erosion, to where it tears up the grass. So unless the homeowner that is buying is putting gutters right away, it's gonna be hard for grass to grow.
I'm a builder myself so I already put gutters. I asked about that before and the builder guy that was here told me that wasn't an option. Preferably, that might be something LGI might wanna run by the builders so it won't cause problems in the long run. People should try LGI Homes. I got multiple people who are gonna be going to the office this week. So I've already been recommending a few people that's been to my house to see it. LGI does whatever it takes to make sure you're satisfied.

We looked at multiple homes and the agent on visit, Jessica, was very helpful. LGI Homes was very supportive and made sure we had everything we needed for our purchasing decision. The loan agent we worked with through them was very prompt and responsive, and we got all the information we needed to him and follow-up responses. He was good and professional so, it went quickly. They worked with me on the timing of signing the paperwork around my schedule. So, it was a good experience. I love my home. It’s good quality, as we thought it was. LGI has been responsive on addressing issues that we've had that were on the original walkthrough checklist. Those items are still in progress, but they are working to get those items done.
We had, initially, a couple of broken trusses in the attic, which was a major item, but the on-site build foreman, Robbie, addressed those and we made sure we had the repairs down to specifications. LGI brought him in shortly before we purchased the home and he got everything rectified, but you would expect a few of those things would have been handled already to quality level and specification before we had to get in there and have inspection done and have that addressed. Some of the issues with the home that we purchased were due to some of the construction crews doing quick work and not being thorough.
Minor things, like holes and shingles, were repaired before we moved in and for imperfections in the hardwood flooring, LGI had a contractor replace the boards that were at issue. Some cabinet doors had holes drilled where the wood had splintered and they are in the process of fixing those. Those are some of the bigger items and just a few minor cosmetic items, like areas that need paint outside. Just normal stuff that LGI let us know that they have those on the list and will adjust those. It was very good working with the reps. They called, scheduled times, and followed up and came out. The repairs were quick once they were scheduled. I would recommend LGI Homes.
Hi Douglas, we're happy that you love your home! We hope you enjoy many years of happiness in it.

LGI had a great incentive. They covered up to 4% of my closing costs. With a lot of the other houses, I'd have to put so much down if I was going to buy an existing home, and that $4,000 to $6,000 would be lost if the sale didn't go through. So that was a big concern for me. With LGI, I only had to put $1,000 down and use my VA loan. Also, it was refundable. So if things didn't work out for some reason, I wasn't out of any money. That was a big deal for me.
I worked with Ron and he had a great attitude. He was very knowledgeable and had good follow-up on questions and things that came up. So he was very, very engaging. He didn't over-promise things and kept me in line with what was going on or what opportunities were there. So he did a good job. It was a very good build. There are some minor quality issues, mostly in the drywall or the mudding. I'm not entirely satisfied with it, but it is a complete job. I built a lot in my life and I thought I had looked over pretty fine when I went through the home. But I missed several things that kind of stood out now after being in it for a while. But nothing that I would say, "Nah, that's garbage. This has to be replaced or repaired." It's just not the kind of quality that I'd like to see. But it's very good for the price range. There's granite everywhere and the appliances seem to be very good and functional.

The whole process took like two weeks to determine exactly which house I wanted, and the 29-day close. It was my first time buying a house. So, it was stressful and they made it easy. I don't like sitting there signing papers and talking. I do it for a living. They knew that, and they wanted to get me in and out as quick as I wanted to get in and out. He showed houses in detail and explained all the rules and internal policies of LGI. I took advantage of all his explanations and guidance and it has worked well for us. We got a new three-bedroom home. It has a big living room with standard windows and a sliding door going to the backyard. I like the location of the kitchen. It's open-air but at the same time, it's not right in the middle of my living room.
Also, the size of the master bedroom is perfect. It's so large and bright. It makes me catch my breath when I come in and be like, "Wow, it's such a big bedroom." Also, the ceiling is very high and curving at the top. It makes the house nice-looking from the insight. The other two bedrooms are very cozy but still useable very nicely. Additionally, I like the size of the garage. It's a double-sized one and it's located and designed very well. But we don't like flooring and unfortunately, it's almost all carpeting. Other than that, everything looks perfect and we're very satisfied.
Our community is completely new and it has lots of new houses that are still building around. But it's quiet and very friendly for family, kids, and pets. But overall we averaged, we analyzed, we felt good. Good bathroom, that marble. The garage system works fine, and the doors look good. The locks are good. Water supply, electricity. The HVAC system has a problem with the temperature going only up. They fixed it. Our community is quiet and easy going. In front of us is a playground.

When I walked in, I liked the environment and the way the LGI homes looked. There were also no extra hidden fees. The loan officer was also great. She helped out a lot.

LGI was very user-friendly. The home-buying process was very fluid. Everything is handled through LGI. They build everything into the package, so it makes it really easy. I had a great experience. John was genuine. He was wonderful, very helpful, very knowledgeable, and very accommodating. My dad's 87 and he was the one that wanted to help me get into this condo. John would slow down so my dad could understand. He was a very personable guy.
I'm loving the home. It's great. I don't like that they don't put towel bars or doorbells, but that's nothing that I can’t add. I just think that's weird. The flooring is nice. The appliances are fabulous. The loan officers, the communication, and the walkthrough people are good. I went into the office today to get a recommendation for someone to help me hang the towel bar. I got a friend to hang one, but now, I need another one. They gave me the construction guy they use. They seem to be a good company. They were very thorough.
Hi Joyce, thank you so much for the review! We are glad that you enjoyed the process. Congratulations on your new home!

LGI forced all buyers to go through a full underwriting approval with their lender. The purchase agreement doesn't state there that you have to because they can't make you choose a particular lender. However, their practice is that, before they will proceed with execution of the contract, you must submit all of your documents they need for underwriting and talk to their mortgage person. If you decline their mortgage, that's fine. Then, they will allow you to use your own lender. In my case, I had a pre-approval letter already and I had done my preliminary underwriting with another lender. I told them from the get-go that I was using my lender and I had no interest in their product. Their response was, "What do you have to hide?"
When we set an appointment for me to have a conversation with their mortgage person, they said, "You got to upload your stuff, upload your stuff before you talk to this person." But they never gave me any way to upload it. I heard from nobody except my sales guy. I have no place to upload it. I'm not emailing things with my Social Security number on that. So I agreed to play the game. However, I was never interested in their mortgage. I had a better deal paying all my own closing costs with my lender than what they were offering.
Ten minutes before my court-appointed time to talk with their mortgage rep, I finally got an email. I was working and I scheduled it on my lunch break to talk to them. When we connected on my lunch break, they asked, "Did you upload?" I said, "No. I just got this access 10 minutes ago. I'm working. And by the way, I don't want your mortgage." The rep said, "Oh, okay." Then his boss called to strong-arm that I had to do complete underwriting. At this point, I called my mortgage guy and conferenced him in on the phone call and he asked, "What's the problem?" They said, "Well, we require people do this underwriting."
By this time, I had my condition underwriting completed with my mortgage. They verified my employment. I was golden, except for whatever conditions needed to be met with the title company. They had fully vetted me. So LGI just continued to strong-arm me that I had to go through this process. My mortgage guy said, "What if for some reason, the way you do your underwriting, you don't approve her? Can she then go with my lender? Because my lender has completely approved her." They said, "Yes, you just have to talk to our people." So I uploaded all of my documents to their portal. I called that mortgage gal back and said, "I've uploaded everything. You do what you need to do, but don't call me because I don't want your mortgage."
Ten minutes later, my sales guy and his supervisor, Chelsea, called back. I told them, "Look, I gotta get back to work. What do you want?" I was really angry. I was being bullied into having to have a mortgage conversation I was never interested in and I've never wavered. I calmly and clearly decided already, which is my right as a buyer.
I actually read the purchase agreement to them because they said, "You have to do this. It says so on the agreement." I said, "Oh, where?" They told me the paragraph and then I said, "Let's read that aloud together." It says that the buyer must do all of these things by these days with the buyer's lender, not the seller's lender. So we went through rounds, and then they said, "Well, let's just have a reship." Then I said, "What does that mean? I gotta get back to work. You've got 90 seconds." They told me that they went up the chain and talked to their vice president and that they were gonna proceed with my lender, which was ridiculous. The pressure and the strong-arming of the requirements to get fully underwritten by their preferred lender were inappropriate.
I had conditional underwriting documents showing the lender's name, the interest rate, and everything that they had validated as far as my qualification. After we went into an executed agreement, I sent that to them the next day because the contract said that within 14 days, I have to provide that stuff to them. They got that on day three. So I was in compliance with my contract. We closed in three weeks. But that was with not their preferred underwriter. But I love my sales guy. But I'm not so hip on his boss. I love this house and neighborhood. There are a few built-in issues like in the upstairs, HVAC doesn't cool adequately. So something should be done with the ducts to make it more comfortable.
Hi Tracy, we always advise buyers to visit with our preferred lender, as we know that the process will be streamlined when working with them. We appreciate your feedback about your experience. We're thrilled to hear that you love your home and the neighborhood! We wish you many years of happiness in your new home.

Our home consultant was pretty good. Whenever I texted her, she responded right away for whatever questions I had and worked with us to get the purchase done. She was really upfront with us, and that's what I really like about her. The quality of the house is pretty good so far. You get what you pay for. I have five kids and this house has definitely given us a room. Everyone got their own space. So that's good. The community is nice and quiet. Outside the community, it's in a rough neighborhood, but it's all right.

Our salesperson, Brandon, went above and beyond. He was super friendly and customer service oriented. The other person that we spoke to was the construction manager who did the walkthrough for us. He was amazing. He definitely was extremely knowledgeable about the house and the business in and of itself.

My experience with them was not that great but not that bad. Only one master bedroom had a free lock and the other bedroom did not have one. I asked the managers, and they said they cannot do anything. Other than that, the home-buying process was quick. The reps were really nice. The community I'm living in is good.

The guy that I dealt with was nice. He did everything nicely and perfectly. He was very cooperative. But the build is not a little bit right because they left a lot of stuff and some are already cracked or broken. When you enter the house, there is a slab and they put it outside and it's broken already. We didn't use it yet. We are going to move by the end of this month. I also told them that in the kitchen, there are spots in the wood tile that were not done. I told them the concrete outside was broken already. We did not even walk in the home properly yet. Whatever they put on the front of the house, there is nothing underneath it, so if you put your foot on it, it will bend. They should put a wood underneath so it's stable. I met with the guy and I told him about it and asked him if they could do it before we come in.

Christine from LGI Homes was very sweet and helpful. She answered lots of questions and was available anytime anything came up. She showed me the homes that were already finished and available, and we walked through a couple of different models to see which one would fit me best. I weighed in on two different ones. The kitchen in the one I chose is open from the front all the way to the back and it's better than the others. For the most part, I'm pretty pleased with the home I got. There are little things about it but the builder keeps coming out and working with things, so I'm good. For my unique situation, LGI did the contingency and everything worked very well with me. They were able to work with me through the process of trying to sell my existing home and making sure all the time they lined out.

The sales guy was great. Luis was good with giving us updates whenever we decided on the house and we went forward with it. But we had some issues with trying to get ahold of LGI Homes’ lender. It was difficult to get answers out of her or updates. There were a couple times I had to ask Luis to get Heather to get an update from her, even after I had sent emails and texts, and called. That part was frustrating. Everything else has been fine.
We like the house. And we wish it was complete before we moved in, because now looking at a situation where painters would have to come in and retouch up walls because they were not surfaced correctly. On some places, they overpainted. And other places, they didn't paint. So, it's hit-or-miss. We have to place a couple of work orders to get stuff completed. And we've been told a couple of times that this would come out to get fixed. But issues haven't been fixed. Did the walkthrough Thursday. They came out once after that. We were told stuff would be fixed. They came in and touched up the paint, but it made it worse. We were told they would come back and retouch up the paint again Saturday, the 26th, and again, Saturday, the 4th. But neither time did they come out. We were also told that we would get a call from a plumber last week. But we never got a call.

The rep at LGI was nice. He showed us every house 20 different times and he was patient with us. We knew the home was a model going into it. We did the punch list and everything before we moved in and they were pretty good with getting everything taken care of and being responsive. One thing, though, is this is our first time dealing with an HOA and it's frustrating buying a house and then having somebody else tell you what you can and can't do to it.

There was a good amount of communication between LGI and us, me and my wife, on what we needed to provide as far as documents and to get the ball rolling. Everything was easy. Also, the home is the perfect setup for us. Access to everything. We have a nice bonus room upstairs for the kids and all the bedrooms are a good size. We felt they were all pretty big. The square footage is perfect and the community is amazing. There's a lot to do outside and our kids love it. They can ride their little bikes around. It has a resort feel to it. My family is really happy about everything.

When we went and spoke with the Realtor in the LGI office, they put their pride into the work that they do, and that's something that really drew me to the company. The home buying process was the smoothest experience I've ever had. The home consultant was fast. It was well-communicated. We were made aware of any updates through the whole process. Garret was a great guy, was very knowledgeable, and was able to answer all our questions. The thing that I liked the most was he wasn't afraid to say he didn't know but also if he didn't know, he found the answer and within a day would contact us back and let us know what he found out. Overall, LGI is a great company to work with, a great place to start, and they're willing to work with you and help you in any way. I love the home. I feel it's well-built. I kind of had the feeling that the builders take pride in what they do, and it definitely reflects in the finished product.
