    I got my closing done in 10 days, so the process was pretty smooth. I’m already noticing a few cracks in the house, and the paint quality isn’t great, but I guess that’s just part of buying a new construction home. LGI was very helpful throughout the process, and they helped with whatever I needed. Overall, it was a good experience, and everything went smoothly.

    I chose LGI because I grew up in the area where I bought their house, and after living in the city, I wanted to move back to where I was raised. They did a good job, especially DJ, who was the main person I worked with. He did a great job for me, along with my agents. They really worked with me and made sure I got what I needed. Whatever I needed, he made sure it happened.

    They stuck with me and had a lot of patience. DJ was the one who really put everything in motion for me, and he deserves the most credit. I told him I wasn’t good with phones, emails, and that kind of stuff, and he helped me a lot with all of that. I’ve learned a lot since buying my house.

    I like the quality of the house. The only difference is the doorbell. That’s all. I figured everyone has Ring cameras now, so that’s probably why. From a security standpoint, I can understand it. It was just something different. I don’t know if it’s because of today’s technology and having other options besides a doorbell.

    I’ll be moving in about a week. I’m still living in my current house because I’m still within the contract period. I’ve moved some of my things in already, but I’ll be fully moved in within the next two weeks. Because of that, I don’t know much more about the experience yet. I can’t really say more right now since I’m not living in the house yet.

    My wife wanted something new, and the home buying process with LGI Homes was good. The lending process took 23 days, and it was great. The consultation was nice and upfront, and I love the quality of the build. There are a couple of parks and I have met a lot of friendly people in our community, too. I have told a couple of friends that that’s the best store to go to instead of keeping on going up on their rent. I wish my mom was here to see how this has impacted my life.

    Newer LGI homes came with a warranty and I didn’t feel comfortable living in the house that somebody else probably lived in and didn’t know what they did to it. So, I figured a house that nobody’s ever lived in would be the best thing for me and my family.

    Their price range fell into my budget. They had the square footage and the number of bedrooms and everything else for the budget that my wife and I had. And I got the best deal through them.

    Shane was awesome and full of information. There was no question that we asked that didn’t get answered. There were a couple of times that he was busy and forgot a couple of things here and there. But other than that, it was an amazing experience. The whole buying process took about 90 days and that’s only because, they had just broken ground when we first got that property.

    They could improve running your credit though. We just got through the whole thing and then two weeks before we were supposed to close, they were saying that they needed copies of pay stubs and all this other stuff. They said the money that showed up on my W-2 wasn’t good enough. They needed to know how I earned that money because I’m a truck driver.

    In terms of the quality, there’s been quite a bit of quirks. We’ve had all of our electrical completely reinspected and the regulator in our tub replaced. There was a window that was installed crooked. It’s just one of those things, when a home like that is being built so quickly that mistakes are gonna be made. And maybe people need to either take their inspections a little bit more seriously and micromanage a little bit better.

    Overall, the community is nice and quiet and we’re satisfied with all the amenities that they offer. This is my first home so it’s been a very positive experience and a very stressful one. But it’s something that my wife and my children are very excited about.

    We looked at LGI Homes in Belen, New Mexico but that was still far from my job in Albuquerque. So we moved up a little bit north to the LGI homes in Los Lunas and that’s when I met Adriana. She was wonderful. I was having a hard time finding my first house, so she made it so much easier when she showed me one of the houses that I absolutely fell in love with.

    The quality is wonderful. There were some things that are already not working as well, but I’m gonna put it in the portal and see if they can come and fix it. I also had a lot of problems with the lender that LGI works with. It took me four months to finally sign on my house. I should have been in the house on October 31st but then they kept moving it back. I was supposed to sign January 31st and then it got pushed back again. So, I finally signed the first week of February.

    I had a great experience with our sales guy. He was great throughout the whole process. He worked through the pricing side and once we got that squashed, everything was smooth. The newly constructed home was the advantage. With interest rates being where they are, they were able to work with me on that stuff. At this point in time, it came down to a lot of the backend stuff that LGI Homes is offering.

    Completion took a month and a half from the time we applied. My wife loves the home. My best friend who lives down the street bought the house right next to us, so it's good timing for LGI and for us. If it had a concern with the paint or something like that on the house, I’d reach out to construction. If it had something to do with outside the house, I'd reach out to our sales guy. He was always very good. We also didn't really have any major problems moving in. The community is quiet. We have a pool, and there are little parks in different areas. There are also schools on both sides of our house. There's also talk of putting in a pickleball court.

    I came in talking to LGI Homes, not expecting to get a home. I was in an apartment and was looking to rent a house. One of my buddies told me to go check out LGI’s community. He's like, “Go talk to them. You don't know what's gonna happen.” I spoke to a few representatives. The thing that made buying a new build a lot easier than an old one is the process. It was so much smoother than buying anything that may be a little bit older. It meant everything was turnkey and I didn't have to worry about if there were foundation problems or anything that I may have to fix up. Once I was done with the process, I moved in. I have that peace of mind.

    It is astounding how great these houses are built. I've heard a lot of things about new builds lately around San Antonio, and how there are a lot of issues. They start breaking soon after they are bought. Walls are curved. You push on them, and they start to flex. So far, our house has been solid. Speaking to some of my buddies who live in the community, they have been there a few more years than me, and they've had nothing but amazing experiences with their houses. They're holding up really well throughout time.

    I really love the community here. If you go up to the front of the community, it's a little bit older, about 14 years old. The people there are experienced and very open to whatever you may need. And as you go back into the community to some of the newer developments, everyone is so friendly. Also, amenities around the neighborhood are wonderful, like the baseball field, soccer field, the parks, and the fishing pond. There's a park right across the street from my house. It is beautiful and absolutely phenomenal.

    I'm married, and I have a nine-month-old son. This house puts me on track for the rest of my life. I can now say that my son is gonna be able to grow up in a home that he has been in since he was a baby. That is something that I could never thank LGI Homes enough for. I have been sharing a lot with some of my friends who are still renting to check out any LGI community. I've been telling them to take that chance and try to buy a house with LGI. I told them that the process was smooth. It took me 20 days on the dot from start to finish to buy my home. They are quick. They pull strings to make sure that everything goes according to plan. Overall, LGI Homes has impacted my life.

    We are satisfied with the purchase from LGI Homes. The house is a little cheap, but it’s efficient for a starter home, for first-time buyers who they cater to. However, I don't particularly like LGI Homes’ practices which are almost like a used car salesman’s. We went out there to see the house and didn't know anything about LGI and how they do things. We saw they had an office at the location and went to connect with someone so that we could see one of the houses. It felt like a puppy-dog experience, where they take you out, show you the house, and put the “Sold” sign in front of the house.

    That's a little deceptive. They have you sign all this paperwork there, and you really need to know what you're signing. Essentially, you're signing to buy this house and putting down money, which says you're committed to buying it. While we did it, we didn't quite understand how serious it was and what we were doing, as far as locking into the purchase. I didn't like that part of it.

    I would recommend LGI, but in the same conversation, I would tell people, “Don't let them puppy-dog you. Stand firm, don't sign anything. Go home and sleep on it. Think about it for a couple of days.” I'm not saying we wouldn't have bought the house, but LGI knew we were green and took advantage of that because we were first-time buyers. I said the same thing when I called the salesperson after I had come home and did a little bit of research. I saw that there was a class action lawsuit based on them using cheap materials.

    I wanted a newer house at the time and LGI was building new neighborhoods right there in El Reno. Pablo is the guy that I got ahold of, and he was very interactive. If I had any questions, he was very quick to respond. They're very open on text and email throughout the whole week, not just during weekdays at certain times, so that’s very convenient. My loan got approved much quicker, so we closed in less than 30 days. These homes are being put up pretty quick, so there's always gonna be some minor issues, but I'm satisfied with what I got. With buying a new house being very stressful, they made it as stress-free as possible.

    LGI's Commitment and promises were broken regularly. LGI did not want to re-paint the home as needed before giving us the keys. Landscaping is terrible (the grass was put in an unprofessional way). We never received user guides of appliances as promised (why did LGI threw them away in the first place?). Water heater was dead on arrival (we had to go to the LGI sales office to shower for 3 days). The emergency numbers we got for repairing things at home were not effective (when we called several times at different hours, nobody answered, so LGI, why give an emergency phone numbers if they do not work?). The refrigerator provided is unfit for this size home (about 19 cu.ft., freezer on top, refrigerator on bottom, not side by side as we saw in a less expensive LGI home). Toilet seat not secured. Some electric outlets covers are loose.

    No follow up from salesperson, nor from sales manager to see how things are after we moved in (the sales office dropped us like hot potatoes after the closing. It seems that they did not really care much about us, the client). Garage door needed adjustment (should have been done by LGI before closing). Very steep slope on the side of the house (near the AC) which is made worse by the lousy sod installation, which creates danger for anyone walking on that side of the house. Not so happy with the way the floors came out (some areas are hollow and make noise when we walk on them). Cheap LGI put 2 blinds on the front windows when for extra $300, they could also have made the 2 back windows and the sliding doors).

    Cheap LGI did a slab in the back (by the rear sliding doors) the size of a door mat (about 30" deep, about 72" wide) rather than building a proper slab for the patio. Shower floor was not installed properly, making noise when stepping on it. Cheap LGI put only 1 ceiling fan (in the living room) instead of in every bedroom as should be in South Florida. Floor molding needed repairs in few places (where is the quality control, LGI?). The best part of our LGI experience was probably the great selection of coffee in the sales office.

    I was looking for new builds to buy. This is my third house, so the process was a little easier. I knew what they were gonna be asking for and that they were gonna be coming back four times asking for more stuff. With LGI, I like the promptness and almost pushing me in the direction that I needed to go. It was, "This is what it is. This is what you got. This is what you qualify for." It wasn't a whole lot of like, "Well, we might be able to do this. We might be able to do that." From start to finish, it was only about a month and I was in the house. That's very quick. I've had it take way longer.

    Also, the quality of the house is all great and I haven't had any issues. I've been in there for about three months now. But they didn't give me a backyard and that kind of sucks. They did put a front yard in and put in sprinklers. The rest of the house is great. Everybody in the community is working for a living and everybody's working to pay for their houses. That's what I mainly like about it. And they've done some stuff that I think is what the future is gonna be like. I don't have metal duct work running through all my house. I think it's the most efficient way that they can start building them.

    The reps at LGI showed us what the floor plans were and gave us all the incentives. The incentives outweighed what it would cost for the government grants, so we went with the incentives that LGI offered through their mortgage lender and the home insurance. It's been a lengthy process, but they were things that were out of their control. The post-sale communication with whoever the construction or project manager was could be improved as well. We had a hard time reaching them sometimes and whenever we needed updates. Other than that, the community seems nice, and the quality of the house is the same as any other builder. There are couple things here and there that were missed throughout the building process and we're trying to get them all cleaned up.

    The location was in a nice area where I would prefer to live. My brother was telling me about it and I went, took a try and everything worked out. The rep at LGI told me everything I needed to know, what was coming soon in the area, what to look for, and the passion that they have for the homes and the builders around in the area.

    My experience was hectic, but it was worth it. It was hectic because I didn't know the process so it was frustrating to me. If I knew the process, it probably wouldn't have been hectic to me 'cause I knew what to expect. The process took a month. They'd tell me to do something which I would do, then they'd tell me they needed me to do something else. They could have let me know all I needed to do at once. But it was steps that I had to take. I was thinking that being a first-time homebuyer, once you get your documents sent in and they go over it, everything would be golden. But it was another process that I didn't understand. Other than that, I would do it again. It's worth it to have your home, and the home is nice. I like it and I have no gripes with the price. There's a dog park in the area. They'll have a building for a gym soon. There's a pool in the area as well. I wanted them to put a pickleball court in, but that’d probably raise the HOA fees.

    For the most part, everything was really good with LGI. We did have a few issues with the person who was showing the home. He was giving financial advice but doesn't really have the expertise to give it. So, it made a few things a little more complicated when we had to borrow money to finish the down payment and stuff like that. They had a lot of stuff that they had to fix. And it just took a long time to get them fixed. So, the other day, we had to call them to come out because the windows were leaking ‘cause it looks like they didn't even put sealant. They didn't even seal the outside of the window. So, water was just coming in.

    Somebody cut something on the master countertop in the master bathroom and just cut it up really, really bad. They said they would get it replaced. But then it was like two weeks later. Finally, we're trying to get somebody out there. But they destroyed the wall. There was a couple of holes. They scratched up a whole corner of the wall next to it, trying to get it in. Then they didn't even put the plumbing back in, including the faucets. They took the mirror down and left it just in the middle of the bathroom, in the toilet area. So, we couldn't even use any of the bathroom. They told us, “Well, we'd have to get with the mirror people, which could be a week.”

    After we complained, LGI finally got ahold of a manager for the plumbing and got somebody out there the same day. But they’d schedule one day, schedule another day, and so it was like our third try. We said, “You can't do this anymore. You just gotta get it fixed.” Then they had somebody come out and paint before the person came out and fixed the wall. There was a huge X gashed into the sheetrock, so they filled it and sanded it, but then they did that after everything was painted. So, then they had to send somebody back out.

    They missed some of the exterior things that they said they would fix, like the front door had paint that was just peeled off and missing around the trim of the window. Then the garage door had some nails that were sticking out, like 1 to 2 inches. The wood wasn't fully sealed on one side like it was on the other. Then when we called the guy and said, “Hey, we need these last few things repainted as well when they come out and paint the part that they fixed,” he accused us of damaging it when we moved in.

    Luckily, we had pictures showing what we wanted fixed as we walked through. So, we could have easily shown how it was before the manager sent people out. But he said, “Well, I'm pretty sure y'all damaged it when y'all moved in.” But I have images. When he showed up, we never heard another thing about it. So, he realized he was wrong. Everything has been pretty much fixed. But there's a huge gap in the fencing and that's the only thing we're waiting on to get fixed eventually.

    We stumbled into LGI Homes when we were shopping around for homes. I dealt with several different people, but everybody was very professional and willing to help. That moved me along very easily in the process. There was a lot of paperwork that they needed, and I had to do a lot of digging up, but as tough as it was, we went through it smoothly.

    I'm in the house going on two months now, and so far, so good. It's what I saw and what I expected. There are a few minor things here and there which are expected, but LGI has been addressing it accordingly. I know a lot of people that have a lot of terrible problems with them and have been here. I heard of a lot of bad things about them, but I have not experienced any of that. There are still a lot of vacant places around me, but for the people that I run into, everybody is very nice. Nobody's rushing into anybody's territories.

    I got a pamphlet in the mail about LGI and called the office. I liked the ability to use a VA home loan and not have to cover a majority of the closing costs. John was my rep and he stayed in constant contact. Any time we had a question, it was easy to get ahold of him. He was upfront about all the properties that he showed us, which was convenient. He seemed more concerned with us having something that fit us in our budget than he did about getting us into a home for the sake of sales. He did a good job helping us find something that fit us way better than just pushing us into something.

    There a few minor discrepancies in the house when we moved in, like the door handles were all loose. But it didn't even take two days for the claim to get resolved. The builder was busy, but he got back to me almost as soon as I put a claim in. That's with the other couple claims I had. It’s all miscellaneous things, and they were all resolved really fast. One of the lines in the back of the fridge was broken. I didn't even notice it but when I went to my walkthrough with him, he noticed it. He used that as an example to show me how to go through the ticket system to put in a claim. He got that resolved even before we moved in, which was nice.

    I like how straightforward and upfront the rep was and how easy the builder was to get in contact with for the discrepancies. It made everything way less complicated, especially ‘cause this is our first house. It made the process so much less frustrating than it could have been. Overall, it's a good home, and so far, the community is quiet and clean. My wife and I enjoy it.

    The guy from LGI my wife would talk to a lot could be a pest sometimes, but I get it. They're trying to meet deadlines and get stuff done. Overall, they're nice people. They cared and they were trying to help us out a lot. Amin worked really hard to get us the house. We had a little turbulent time because we've been waiting on this house since February. I ended up losing my job, but they were very helpful. They made it work. They gave me time to find a new job. They didn't just drop us right away. So that was nice. The quality of the home is excellent. Location is very good. It's a mixed community. If you go one direction, you're in the hood. In another direction, you're in the country. It's very cultural.     The LGI consultant was very pleasant, very informative, and gave me the information that I needed. And me being a wounded veteran and also a 100% disabled veteran, she was able to give me some of the information that applied to my status. So, that was good. I didn't even have to ask for it. She knew some of the info that applied that would benefit me.

    The house is is beautiful. There are a couple of things that I would prefer to have a different layout. There are some minor things that were missed during my first walk-in just to see the inspection. I'm sure they're still covered under warranty. It's just a couple of things that I missed. They weren't big things and when you go into a new house, you're very particular with minor scratches and all of that stuff, especially with something new and something that expensive.

    I love the location myself. There's a lot of distance to the closest groceries, but I love it because that's what I was looking for. The community was good. I hope we don't get bombarded with more properties but it could happen. At least I don't have a back neighbor. So, that's good. The community is quiet, so far. There's still a couple of construction 500 meters away from my house but assumably, they're also as quiet as I am. I rarely see one of my neighbors, but I know they're there. So, it's quiet. I like it. I enjoy stepping in the front, in the garage or in the backyard just staring.

    The sales rep who walked us through the model homes explained each home very well. He closed all loops that I may have had when we got back to the office and discussed the homes and prices. The few issues that I found leading up to closing, they fixed everything within 24 to 48 hours. But it was all minor things like uneven paint on the wall. Nothing really drastic and I'm very satisfied in the two weeks that I've been here. The actual neighborhood is nice because all the houses are brand new. Once you get outside of the neighborhood, the community looks like a normal working class neighborhood and all these homes are very affordable, which you would think it would be more expensive being in Tampa.

    I lived in Elk River before and once I found out where LGI was building in Elk River, I really wanted to be there. It's peaceful, but my biggest reason was there's no HOA. They had exactly what I was looking for in a house. I have tears in my eyes going home every night to that. Their process was straightforward and we started off good. Since we'd already toured the home as a rental, it was just a refresher. They walked through square footage price and gave us the breakdown of the mortgage under the different program we were looking at. When it came to them explaining the mortgage plan options and a couple of other things, they made it easy to follow. They showed us the math as far as that piece goes.

    We love the home but we're a little less pleased with the quality than what we were initially hoping for. On the coat closet that could almost be a pantry with the size it is, they used half-inch screws to hold the doors in. We've already had a door strip off the hinges easily. For a $400,000 home, that's poor quality there. There were also quite a few items from the home inspection that weren't completed that we've had difficulty getting them to come in and address. They didn't install the final shelf on one of the bottom cabinets. They knew about that on October 1st but they didn't get out until a week ago to fix that. We still have quite a number of items that haven't been resolved and are hopefully being resolved this Friday. We closed on October 9th but it's taking a full month before something is being addressed. I'm not overly encouraged to go with LGI a second time for a future home purchase.

We got a three-bedroom, two baths, has a office, big living room, big kitchen, and big backyard. It's very spacious and open. I don't feel squished. I've had one problem, and I've been able to get in contact with the builder, and he was there at our house in 30 minutes.

    I looked at most affordable new houses in Port St. Lucie and found LGI Homes. We set up a meeting on a Wednesday then we met on a Saturday. The first day we went there, we knew what house we wanted to be in. We spent six hours looking at the models then another two hours at the office getting the paperwork to put in the $1,000 security hold on one of the homes. The office is nice to go to and everyone's been very professional. Joshua was great. He was our Realtor. Stephanie was our loan officer, and she was really and diligent, following up and doing everything. Daniel, the construction manager, has been great as well.

    The whole process took about a month to get into the home. It's a good quality home. We're happy with it. It came with nice flooring, nice granite and nice molding. We didn't have to worry about picking what style of tile or what kind of granite we wanted. It also came with all the appliances as well. It made things easier and more affordable too.

Dealing with the rep was okay but once I got in the house, I didn't like the floor plan because it doesn't leave much room for anything. My furniture is too big for this area. Whoever designed the house didn’t do a good job with it. I hope it doesn't get me in any trouble because the bedrooms are so small. There are no lights in the closet. There was no grass in my backyard and no doorbell as well. There’s a lot I don’t like about it.     I looked at LGI's website and I like the new build. That was something that I would like because of the warranties and not having to worry about putting money out for major repairs any time soon. That was a huge deal for me. I did look originally at an LGI property that was much closer to my home where I was living, but their price point was way too high for me. So, I ended up moving to the one in Buckeye. The home consultant was very nice. However, there were things that he told me about that didn't end up coming to pass or was an misinformation on his part. But most of my experience with him was really positive.

    I chose a home that had an extra bedroom, enough for me and my daughter and then an extra bedroom for guests or for anything else we needed, or if we needed extra storage. The one thing that the house is definitely lacking is storage. Most houses in Arizona I've noticed are lacking storage. I'm from Illinois, originally, from Chicago land area. So, we used to have storage upon storage. Here, it's like good luck trying to find anywhere to put anything. But I picked this one because of the other one that I was looking at was, while being in it, it felt like a glorified apartment. It's a little too small for my liking. The one above this one is a little bit bigger than the one that I chose, but I feel like it's too big and too much money for me. This one that I picked was just perfect.

    The quality seems good to me so far. There are little things, but nothing's gonna be perfect. I think it's a great home. It looks very modern. It's got good flooring. The flooring is a luxury vinyl flooring. It looks like wood flooring even though it's vinyl flooring. It was big for me that most of the house has the vinyl flooring and only the rooms were carpeted. There's a really big backyard, which was shocking to me. It's unfinished. So, that's something that's gonna be a project for me but it's a good size backyard. I have a dog. So, the side yards were big enough for him to be able to use. The ceilings are nice and high. That was a big thing for me because it makes you feel like you have more space and less closing.

    All the appliances were brand new. That was huge for me, too. There are more warranties. They had granite countertops. I did like the fact that it has gas cooking, which is hard to find here in Arizona. It's way better to cook on a gas stove. So, I was really happy about that. The house is the right fit for me. It has everything that I need in it, the laundry room, the walk-in closet, and the master. The other rooms are tiny but when you put all your stuff in there, you'll realize it is just enough. The living room's cute. The dining room is like it's barely there, but it's big enough for a few people. I did get a water system because they have really hard water out here.

    If I could pick this house up and put it out where I came from, that would be my greatest thing that I could do. I'm not able to lift it up and bring it out there. So, it is a little bit of a drive. So, the biggest downfall to being out here is the drive. I have to drive 55 minutes to work every day and at home. I used to live 15 minutes away from my work. It's a big difference. It's an agricultural area out here. You wouldn't really think that there's a lot of animals. If you go drive down one way, it feels everything's more modern like city living, but if you go down the other way, it's all farms. So at night time, you do smell the poop from all the animals. It's not a fun thing. They have a dairy that's not too far away. So, that kind of sucks but it's also nice because you have that. It's the best of both worlds. You're a little bit more off the beaten path, and there's a country area but you're still close enough to everything else that you need.

    I feel like LGI is a good builder, and a good company to get a home from. They are transparent about most things. There are some things that they just probably didn't know because it's a new community, but I think that they build quality homes from what I can see so far. The neighborhood is really cute. Once it's done, it's gonna be even cuter. I was the first person to close in the neighborhood. There's still a whole lot of building that's gonna be going on. So, this neighborhood is nowhere near finished. They're gonna be here for many years to come.

    Everybody's helpful at the office. You have a question, you go in there and they're happy to help. Even if they might not know the right answer at the beginning, they will find it and make sure that they follow up with you. The only thing I'm a little bit upset about is the fact that it's taking a little bit longer for the construction manager guy to get the little things that were noticed prior to closing fixed. So, I'm just waiting for all of that still to transpire. I will keep in touch with him and make sure that he does not forget me.

    LGI was in a good area. They offered nice incentives for first-time homebuyers. Our realtor showed us the new builds over here and everything worked out. It seems like the area that we moved to is going to be continuing to grow. So, it seemed like a win-win for us. We noticed a few minor issues in the house, like the faucet or the shower head, those little metal caps on the top of them weren't grouted in. The builder said that he would get to that when we moved in. But because we moved in so quickly, I ended up doing it. But overall, I haven't noticed anything of concern yet.     One of my friends bought a property at LGI Homes and we came to check it out. LGI is a good quality construction if you're looking for an affordable house. Kathy, the lady that works there, was super helpful and patient. She answered all our questions and was always available. We came and saw it in April and our particular unit wasn't gonna be done till end of September. They gave us time to put our house on the market and everything else in order so it was good timing for us.

    Overall, the build is nice. But some of the details are not so good. They got a little more worried about just getting it done so some of the work was completed in a sloppy manner. You could tell some of the touch-ups weren't the best. Some nails are poking out on a carpet and one of our cabinets has extra drill holes. They left all their trash where the furnace is and there was a huge mark. They corrected some of it but we're finding some of the other stuff as we're settling in. It's those little finishing touches that were annoying and upsetting. They're nothing that we can't fix ourselves but they should've been not here for us to see. But I love the community. It's perfect. We're waiting for the dog park and once that's done, it would be fabulous.

    When I went to the lot, everything was in process from done homes to homes in progress and I liked what I see. I went to the office, talked to LGI about it, and got a home in the process of being built. Their representative was very polite and answered all the questions. She convinced me to go for it the very first day since I talked to them and she helped me get pre-qualified before I was even qualified. I already knew this area before I decided to move in and she reassured me that it's a good choice. I'm very satisfied with the service LGI Homes provided me. It was a team effort from that office. There was also another person that came and gave me the tour of the house. There had been one or two times where the lady said she would respond back but did not until I called. But I understood. She had her plate full because she's been selling houses left and right. Other than that, everything was smooth.

    The value of the house is close to what it's worth because of the size of the lot that I got and the size of the home. But the price could have been a little bit less for everything that's around here because there's not much. There are not many restaurants to eat. I also don't see why there should have been an HOA here because there's no self-maintenance or pre-security. If I'm paying for HOA, there should be something for me here. They got me on water on the plants in front of the house but didn't give me options for it. I gotta water those plants and it wasn't my option if I wanted those plants or not. I also didn't have the opportunity to pick a color of the house which I wanted to do. There were also no options on the granite top colors or the cabinet colors or floor type. It was as is. Even if it would have cost more money, it would have been nice to have an option for those. Other than those everything was pre-made real fast and it's still a nice home.

When the year was up and so was the warranty I was told they would no longer help. So I have a bad floor still and now I will have to pay to have a brand new floor replaced.     The home consultation at LGI was good overall. I had difficulties before the closing. There was something that had to be done, like very small fixes, after I did my own inspection. There were some defects identified by the private inspector. I told the builders to fix them. Then I was told that all the defects were fixed. But later on, when I checked, none of them were fixed. I again reminded them to fix them after that and they got fixed. So far, everything is good in the community.

    However, I would like the contract to be a little clearer. For example, at one point, I was told that I could refinance the property one time for free. But I didn't see that in the contract. When I asked multiple times about that deal, if it's in the contract, I didn't get enough information. It’s not in the documents, but I was told orally. But the paperwork was very fast and it didn't take time.

    I was looking for homes 30 minutes within my job and LGI was building new houses in a town. They had locations that fit that bill. Their incentives helped me decide to go with a new build. Their interest rate is still very low even after the drop. They also paid a 2-1 buydown. So, the first year is only 3.5 and the second year is only 4.5. They paid most of the closing costs so, it mostly came down to just the financial. It made sense. The rep was awesome. He was professional, polite and did a good job explaining what their specialty was, which is bare bones. The house is nice but it’s very basic. It's got the cheapest hard LVP that you can get, which is 6 millimeters thick. I've never even seen that before. It's got carpet in the middle of the downstairs instead of doing the entire downstairs with the LVP. They did the entryway and the kitchen with the LVP.

    The rep explained that LGI built these houses for people who want to make it their own. So, they made it as cheap as possible for them to get into. And then, they can do things like adding the trim around the windows. LGI didn’t do that but what they did, they did well. All the cabinets that they put in, they did right. When I found little issues, they fixed them before I bought the house. I've only been here for about three weeks and I like the town. I like the area and I've had no problems with the community. Right now it's completely under construction. So, I don't know how many houses have been sold here. Maybe 20 and it looks like there's a ton still to sell. LGI is building all over the place. The roads are terrible though. They haven't paved them yet and I've already had two nails in my tires. So, that's not great. But I understand that there's not a lot they can do about that.

    The customer support has been great. The guy did an initial walkthrough and I pointed out a few things that weren't right in the house. Within two days, he sent me pictures and those things have been fixed. He was very polite. He showed me every little detail of the house and gave me his personal phone number and told me to text him if I had any trouble. He was on top of it. The sales guy that I initially talked to was great too. Everybody has been good and my experience has been nothing but positive. If I was gonna buy again, I would buy the same house that I bought. And dealing with the people I dealt with, I would deal with them again. I would very easily recommend LGI based on my experience.

    I wish that the home we went with had blinds though. Not all homes come with it, but it's more of a privacy thing. The home came with blinds in the front, but all the other windows don't have blinds. Being first-time homebuyers, it's something that we weren't expecting to walk into, but we get it. Everything else is really great about the house.

After being here for the last three days in the master bedroom, it would have been better if there were two seats.     I Googled LGU and I checked Better Business Bureau and some reviews. Based on the price point that I was at, the other companies like Lennar and their reviews were abysmal. I checked KB Home and all the builders in the area and they didn’t have good reviews. LGI had fair reviews. There were some reviews that said they had shoddy workmanship but still, it was decent enough after doing a comparative analysis as opposed to the other parties. It’s a well-made home. Since it was a new build, it wasn't built out. So I had to wait about three months. But the team did a good job. The only issue is that LGI haven’t switched the water over. So I don't have my garbage bins. I've been asking them and it's been almost a month. Every day, I have to call the City of Dallas to try to get that moved over. And they tell me the permit is still open on LGI Homes.

    I've contacted LGI multiple times and they just tell me they'll do it, but they've never done it. So, my garage is like a mound of trash and then, I have to take it to these construction bins. And those bins are moving further and further away because they're almost done constructing a lot of the houses on my block. So now I have to take a mound of trash down a couple blocks, which is a pain. So, I wasn't too pleased by their lack of doing that. It’s an inconvenience, not only to me but all my neighbors have the same issue. It seems like that portion was completely neglected. But I enjoyed working with everybody at LGI and they were nice. The garbage bin is a different situation that I'll figure out.

    Before we closed and even after we closed, LGI Homes said they were supposed to fix something in the garage where there were still some cracks on the ground. It's a new home and it wasn't supposed to have that. The bathroom also still have some cracks on the corner. I took some pictures but I would have to submit them. I don't think I have to call warranty for that because it's a new home. Everything was supposed to look brand new. So, I'm not really happy. When I had the walk through, I was showing them those spots but they were saying that they were going to fix them. Then they said they don't have to fix them.

    Aside from two things that were out of the rep's hands, the process was smooth from finding the type of model to the closed date. Pablo got us all the information when he could.     We were driving by the community while we were looking at homes in the area, and we decided to go in and look because we saw a promotion going on. We just went into the LGI model home and we talked to them. We liked their promotions like the 2-1 buydown compared to other builders. We hadn't heard much about that from D.R. Horton or anybody else. Josh was our home consultant and he was very respectful. He walked us through everything and how the process works. He showed us a couple of houses and walked us through what it would look like for our monthly payments. He also was there the entire time throughout the process during the couple of months it took to build. So, that was nice. He was really responsive. We would be asking questions all the time. Even if he didn't have a direct answer, he was always able to ask somebody else for us and get us the answer quickly.

    Everything has gone very well. We would just call or text either our representative or the person helping us with our loan. They were easy to either call us directly or send us a simple text back. It was usually within the same day. As far as the build, it was really good quality. We did have some electrical issues the first couple of weeks, but LGI was really good to get out there and get the warranty people to come fix it quickly.

    Our home community is really beautiful. There's a lot of activity in the community that we’ve liked. There are a lot of kids. It feels safe because we get to see kids running around. That makes us feel confident about having our kids there. There is a splash pad and a barbecue pit in the neighborhood. They also have walkways where you can walk through the neighborhood. I highly recommend LGI. They have a quick and easy process, and they walk you through it well.

The inspection should be done at least a week prior to the closing, but it was on the same day. Once the closing was done, I knew no one is gonna take care of the things which came out of the inspection. It took almost two weeks to fix the issues and there are still a few more things to be fixed. Also, clear instructions weren't given about parking in public areas. We have a park around, so we thought we can park our cars overnight. But that doesn't seem so. They towed our vehicles and we had to pay for the towing to get back our cars which was pricey.

    We had gone to six other places and the gal at LGI was fantastic. Her name was Mary and my daughter loved her. I was just a cosigner for he and she said she was buying a house from that lady. The guy who did the walkthrough with us was also phenomenal. He didn't talk down to us at all, yet he showed us all these crazy little things that you never would have thought about. He was very real with my daughter and he explained to her the safety issues and things that I know were above and beyond just showing us the things of the house. He even made her start the pilot light on the hot water heater. We live in New Mexico, so it's really hard for us to know that she's in Las Vegas all by herself as a female. And it's scary. But I don't think my daughter will have to do any remodeling because everything is in her come and it's a very comfortable setup.     This was my first time buying a house. LGI was closer to where I used to stay, and when I came in and asked to see a couple of houses, the reps were more than willing, even though I wasn't sure if I was gonna buy a house. Initially, the house that I wanted wasn't built yet, but they showed me a house that would look like it and I liked it. The paperwork was really easy too. They walked me through it. They also assured me that the price was gonna be the same and there were no hidden fees. Whatever they told me was really upfront.     The process went well. Everybody was professional. It went very smoothly. But there are some little things. I'm a not a nitpicker but there are some stuff that I saw. The contractor should have inspected the house. Everybody looks at big stuff but it's the small stuff that could have been corrected. It's not the end of the world, but LGI Homes should have noticed some stuff. The contractor said a couple of things that he would do, once we find it that they had overlooked. And it took him a week to come out. He sent somebody over and they painted in the garage. Also, there were feet print in the garage on the floor, which he scrubbed up and got water, and it came right out. But I saw some little paint area over one of the doors in the bathroom. I was, "Wonder what happened there? They didn't finish that." And in the pantry, in the corner is a little piece of wood and it wasn't painted. How did I not see that? But when buying, I looked fast when I walked through.

    With all the homes, they throw them up so fast. They do not go back and critique them like they should. With some of the housing things, they should wait 30 days to come back and say, "Did you see anything that we could correct, anything we need to do while we doing it?" But nobody does that anymore. Nowadays, the way they build stuff is they build it, you want it, you get in it. But my house's quality is good. I was in an apartment for 16 years. I'm grateful and blessed to have a home. I love it. That was in my budget, which is fine.

    What I love about LGI is that everything is in-house. You don't have to go to a bank and all of that. They made it easy to do business. Everybody did a wonderful job.     When we went to LGI, the rep walked us through the office. They had some posters up on the wall and he explained the layout of the community, what the plan was for the development, and the values of the company. I felt very comfortable with the honesty and the commitment that they had to us in wanting to go with purchasing a home. It wasn't stressful or scary besides how much nerves you could get.

    We're very happy with the home but there are a couple of things that we thought they probably could have added to the project and not something we had to do when we moved in. There are marble countertops in the kitchen. They look beautiful. But when we did our walk through, they said, “Make sure you seal it because you'll get water spots and water will damage the marble." If we're paying almost 300,000 for this house, they could have sealed it for us. Also the ice maker and the freezer were out of stock.

    They still have a way to go on the community. There are a couple of fishing ponds with fountains. Those are nice. My son has already been fishing a couple of times. There's a playground as well. My daughter is super happy that there's a swing set ‘cause we haven't had a swing set in a while. There are also a lot of walking trails that are already in use. There's a lot more that they said they're going to do, like a splash pad. They should put a pool though. If enough of us say a pool would be better, maybe they'll do that.

    Our consultant was good. He took care of any questions that I had. He was very friendly. He said, "Whenever you need me, reach out to me. Answer whatever questions," and he filled that part. But there was a lot of paperwork during the process. It sucks. There's no way around that. It's a headache. The whole process took about a month because we were waiting on them to finish everything. If the house was already built, it would have taken about two weeks. The community is nice. I like the area. There's an elementary school right beside it and the houses are nice.

    I was looking at houses in the area and I saw the new housing development by LGI and we fell in love. This is our first time buying a house and we're both young. So, we wanted that experience not getting into a house that somebody already lived in for multiple years. We wanted to start fresh, which was why we chose a new build. We didn’t have a real estate agent and the LGI reps helped with the process, making it super seamless and stress-free. It was super transparent. I enjoy the community. There are not many people outside right now but the community is nice. LGI put a lot of time into the landscaping and where they build. We don't have random people driving through our area. Our home is very convenient. It's nicer than an apartment. We have a yard, our own space and an easy commute to the freeway.     I have lived in my new home for 3 years and am very disappointed in the warranty 210 that LGI uses. The foundation in my home is already shifting and is causing so many issues. My front door to my home doesn't stay closed unless it is in lock position. All the windows in my home don't close completely because of the shift in the foundation. All my doors inside my home are no longer staying closed. I have a dip in my upstairs bathroom floor and cracks in my wall. The sheet rock nails are now becoming visible in walls.

    One of the cracks was noticed when I did the look around in the home and I was told it is normal because the foundation will shift. At the time I didn't think anything of it because I knew nothing about foundations. I contacted the warranty 210 and was told that they would not fix the issues unless it was a safety issue and that the home would practically be falling apart for them to do anything. Personally I think it is a safety issue for my family if I can't close my windows or doors. I am not the only one with this problem. There are a bunch of my neighbors complaining about issues with their foundations as well.

    I spoke to a family member of mine who was a Forman for a concrete company who did foundations and was informed that for all of my neighbors to have this issue it is usually because the plot of land was bad. He told me that I shouldn't be having this kind of problems in a 3 year old home and that the insurance usually doesn't cover it unless there are cracks in your ceiling and usually that happens after 10 years. So then I am not only here paying for the cost of the home but the cost to make all these repairs that was caused by my foundation shifting.

    I can't pay anyone to fix my foundation because they won't touch it because it is under warranty. So basically I have to keep having all these issues build up until the home is 10 years old so that I can not only pay to fix my home foundation and repair everything else that is damaged because of this issue with my foundation. I bought the home thinking I would happy living in this home for the rest of my life and not to stress out of having to repair the whole home.

    LGI is a horrible builder and has even worse customer service. I have had a plethora of issues with my new build home that was constructed end of 2020, beginning of 2021. I began having issues with the backyard gravel creating small sinkholes which the builder attributed to “settling.” They came and did some work but did not fix the issue as it happened again a few months later. Fast forward to 12 months after closing and the fake stucco is beginning to flake off along with the paint (not actual stucco) that they used to color it, the garden walls are beginning to crack, the garage doors are literally snapping in half, one of the toilets didn’t work, and to top it off the yard that they “fixed” two times prior was beginning to give me problems again.

    Once you are out of your warranty they won’t do anything for you. They sell poorly built houses and won’t stand behind their product they have the audacity to sell. Very sad to see my first house falling apart just 2.5 years later and to be stuck with the bill. Save your money and buy something with your hard earned money that you not only be proud of, but will actually hold its value.

    I had a home that was under contract but it was not approved. So, I looked for a secondary option just in case that didn't pan out. I came over to LGI Homes and I was impressed with the quality of their homes. Their application process was smooth and our rep, Carrie Ann, was awesome through the entire process. The quality of the home that we got from them is high though there are some areas where clearly some corners were cut. The laminate flooring, for example, is super cheap. I can see that with my dog, in short order, it's going to get torn up. So far, the community is great. But they've got the water set way too high on the grass in the backyard, so it turned into a heavy soft mud. And as they're mowing it, there are big trenches cutting it everywhere.

    I walked into LGI’s office and Dee, the rep, did everything. She asked if I could pay this much a month based on the numbers. She already knew I could and I said I'd be willing to do that. She said okay, walked into another room and said I should be good to go. I left, waited a month, and sent them some things and to some loan guy. A month later, I was in the house. LGI went with the green building standard especially the studs in the walls. The supports aren’t 16 in the center. The guys did the 24-on-center method, which is fine. It's just a very expensive house to have less structural integrity than is needed. The appliances and the fixtures on my doors are cheap, like my locks and door handles. But the land makes up for it, which is not a big deal. I can replace those with time. It was an easy home-buying process. It’s just the materials were cheap.

    LGI moved the process along quickly. They were straightforward in answering but when they started to get a little closer around the closing time, we were having trouble getting ahold of them. When they weren't available, I had to get ahold of my realtor to get ahold of them. The house is overpriced for the way it was built. For it being a new build, it could have been better. The floor wasn't complete and there were holes on the island. There were certain areas that they didn't do the caulking right. They left a lot of open areas for a lot of critters to get in. Being in an area like that, I would have expected them to be more on it about that. In our garage, we had a big hole in the drywall and I had asked them to come back and fix it. The community also feels a bit unsafe. Somebody already tried breaking into our house and our neighbors were telling us the same thing as well.

    Negatives: 4 months in and I've found numerous workmanship errors: Windows aren't aligned or locking mechanism doesn't align. Poor electrical grounding, or no GFCI outlets work properly. Constant breaker popping. LED retrofit plated units not LED bulbs. So after a decade I expect it will not be a simple cost effective replacement to find. - AC unit does not evenly cool all areas. Main bedroom stand-in shower knob is at the furthest point so expect to get soaked unless you have an extension shower head. Significantly lacking studs and unevenly spaced. Also 1/2 inch studs... terrible. Sound proofing is not nearly as good as I was led to believe. Garage fits two cars but will severely reduce movement and space. No ceiling fans in spare bedrooms. These are small details realized in hindsight, and in few cases hard to predict until move in. It looks new and beautiful but it's contract built.

    Positives: Spacious living area and main bedroom. Adequately sized spare bedroom and den. Large kitchen island. Superior kitchen storage and additional storage spaces. Think floor board trimming, nice touch. Bathroom sizes. Fairly simple warranty claim process but a bit slow in response and lacking quality. Very enticing 2 point buy down rate and future refinance option assistance. This of course is mostly based on your preferences. My opinion, this isn't worth the market value price paid. Certainly will sell in the next two years after some changes.

    LGI was developing next to a residential area that I service and the house was close to my job, my mom and my brother. So, it was perfect. Marcus, the rep, was great. He didn’t rush the situation and I liked that he just didn’t sell the home. He sold the idea of LGI. He told me what they were doing, the city, the proximity, how the development was developing and how it would increase in value. I had a little trepidation because it was right down the street from City Gas and right down the street from a low-income place and he said that what happens with a development like this is they increase the value of surrounding areas as opposed to decreasing it. So that was good. Hilton, the developer guy who walked me through everything, was very knowledgeable. Everybody was very helpful. The customer service was excellent though the price could have been cheaper. But everything was cool. I could afford it.

    I got some granite countertops and a few other things that set it apart from the houses in the surrounding area. I went across the wayside and there were some other homes there but the interior wasn't up to par. I had to buy my own grass in the backyard but everything was cool because LGI is one of the few builders that gave all the appliances, which was major. A lot of other manufacturers don't do that and if they do, they factor that into the price of the home, so it goes up dramatically. But LGI can offer an incentive like grass in the backyard as opposed to something else. My new home is killing my social life. I hate to get up and leave. I'm excited to get off work and I go home and I don't wanna do anything else. I recommend LGI and I got a few family members who are looking into it.

    When we went into the LGI sales office, other than the sales people being a little bit pushy because they generally are, we were treated very nicely. What made us go with LGI over some of the other builders was the buy-down. We got a 2-1-1 buy-down on our interest rate, so our interest rate is 2% lower this year. It'll be 1% lower next year then we'll be paying our final interest rate in two years. That is attractive to buyers because it gives you an opportunity to adjust your lifestyle and your budget to a higher payment.

    Every time that we talk to people about buying their first house, it was horror story after horror story, but it wasn't like that with us with LGI. Ryan, the sales representative that we worked with from the start, was amazing. He kept us updated on the progress of our home. He sent me pictures and answered all my questions. We also worked Stacy and she was amazing as well. She did everything online. It was accessible. I'm a union organizer by trade, so I don't work the same hours every day, but she was able to do everything electronically through Zoom. She was able to accommodate both my husband and my work schedules. She made a painful procedure painless for us.

    Any additional documents we needed, it was always explained why we needed it. Everyone in the sales office and with LGI Mortgage Solutions has gone above and beyond to make sure that we felt comfortable with the process. If there was a hang-up in the process, they explained what was happening and why it was taking so long. However, there are some things that we have had to do warranty request on already that I don't think that we should have had to do that. Those things should have been caught from the beginning. Our garage door opener stopped working. It was an outlet problem. The first time, someone had to come out and show us how to reset the outlet. But it's happened again and I haven't filed this warranty claim yet that I'm going to. Our garage door opener has sorted out again, but they should not have to continue resetting outlets like this. If they have to continue doing that, then there's a problem with the outlet.

    There was shoddy workmanship in the sheetrock that was behind the bathroom door. I didn't notice it until after closing. When I went to use the bathroom and closed the door, I saw this dent in the wall. It was something that was intentional. They knew that they did it. I put the warranty claim into the system, and somebody wonderful came out. They patched it up the best they could though you could still tell it's there. I dropped $540,000 on a house and I don't expect everything to be perfect because we're people, and sometimes people make mistakes. However I was not expecting that.

    Unless you are wanting an absolutely custom build where you get to choose everything from top to bottom, LGI is not your builder because you don't have that ability through LGI. However, we have a beautiful home. Overall the craftsmanship level of the home is outstanding. The effectiveness in which you can deal with things as far as warranty claims, it's an online process where it's easy. So far, I've submitted two and people have gotten back with me within 24 hours.

    LGI Homes' rep is responsive even to this day. He has been amazing. He held our hand throughout the process. It was our first time buying a home. The only complaint that I have so far is the response time for warranty claims through LGI Homes. When we did the final walk through, there were things that were blue-taped. Three to four weeks later they still have not been followed up on. We were supposed to get our stove replaced due to a dent on that. Those things haven't been done, which is not all just the builder home issues.

    We were out of town for a few days, but we haven't had any contact or response. We have their numbers, but they don't respond when I text them. The guy called us while we were about to leave for vacation. I got back, I texted him. I haven't heard back from him since. So, I'm gonna put another warranty claim about the same thing that we claimed originally. And I'm gonna see about the blue tape and everything else. But overall, we're happy.

    The first time the rep from LGI came out, he told me about the company and what they had to offer. He was very nice and personable. Then, he showed me a couple of different houses. I told him I didn’t like the first one because it was too small. We went to the next size and I liked it. I told him it was all about money to me and he said he didn’t want to entertain the thought of going to a higher-priced house unless I wanted to look at it. I said if I see that one, I’m probably gonna like it and want it. And I don't wanna have to worry about not being able to afford it. So, he was very honest and straightforward. I went back on a different day and took my husband and looked through the house. The rep worked out what it was gonna cost, how everything would be processed and what the loan process would be. The house is well worth the value. In other places, that same house would sell for more money.

    LGI kept in constant contact, with either Laura through the loan process or Gerardo through the purchase process. They worked with us and didn't leave us guessing on anything. Gerardo would text and call, and ask what was going on, if they hadn't heard anything, or to say what was happening. So the whole process was smooth and seamless for me. I would recommend that to anybody.

    I've had a hiccup with the garage door since I've been there but it didn't have to happen again. They suggested that I do a warranty so it's on file but it hasn't happened since. Then, I had an air conditioning problem where it wasn't cooling and I called LGI and they told me to do a warranty on it. I called the people from AirTron and we had them come out. They added some coolant to the air conditioning and it's keeping it where it should be. Other than that, I don't have any complaints about the structure of the house. It looks like it's well-built and insulated. My husband likes it cold and we managed to keep it at 68 instead of 64.

    I like the community. My next-door neighbors are very personable. We've talked outside where we’re watering the yard. Everybody waves and seems friendly. The houses are well-maintained and kept up. And behind me, LGI has three buildings in the process and they've got a couple more on that road. Then, they're building some on another street at the end. So, it's gonna be a great little community. Ladarius, the construction manager, came to check on me with the warranty. I had a question about the trash yesterday and I went up to the office, and they explained things on recycling. They're all great.

    I wanted to experience a new home. I had a great experience with LGI. I went to LGI's website, and then I looked around at the new home builds. It showed me all the different styles they had. They had five different styles. I called their number and they set me up with a wonderful representative. Carol was her name. We set up a time on Saturday. My kids and I came over, and she showed me the styles and the different homes. She walked me through the steps, and I was able to get everything going. So far, our home's been great. Everything is brand new. It's all Whirlpool appliances. Everything is granite. It's great. That's something more than I expected. I also love our new home community.

    LGI had promos for the interest rate and I liked the location of the house so I went with them. They were pretty responsive with my questions. They call me and tell me if they can't answer something, they'll escalate it to someone who can. There was just a hiccup during closing day for us with signing with the notary. But they made something work and it didn't delay the closing. The construction is good for what we paid for. Things have been working as intended for the most part and they've been able to address our ticket items when we mention something. I'd tell others to go for it and refer them to Greg.

    I just learned this week that the interest rate is lowered, which would have helped us lower our monthly payment more. But they also increased the price because, apparently, whenever new builders sell more properties, they can increase their prices so it kind of just offsets. I wish I got the lower rate even by a little bit but it's still better than the market rate.

    Adam was very helpful. He gave us a lot of information, and he was there for every step. The house was good until we moved in. But there were a few stuff that could have been done better. I made a claim with LGI Homes, but no one has got back to me. Some of my outlets have not been working from the day we moved in. Also, for the fence post, they poured concrete on only half of someone's yard. So, that caused almost all the fences in our neighborhood to fall down because only half of someone's yard had only concrete for the post, and it was a very sloppy job as well. But the community itself is very good. We have a 12-acre lagoon, two other pools and two gyms. I'm very satisfied with that part. I love it.

    We decided to downsize to a smaller home and chose LGI because of one person, Ben. He was the salesperson at LGI in Ferris, Texas. The neighborhood was just right down the road from where we were at, so we went down there and looked around and we met up with Ben. He was excellent. He did a lot of things that we didn't think that a salesperson would do as far as showing us the options that LGI had to offer and he answered every single question we had.     LGI Homes' pricing was right and since it's a new construction, it means that the home is up to newer code, which is more energy-efficient. So, we signed up with them and the rep we had was friendly. When we had questions, if he had an answer, he was quick to give it to us. If not, he was quick to say that he knew how to get an answer and he would get back with us. We went with the beach floor plan, which was a three-bedroom and two-bath. The layout is really nice. It's an open concept for the living room and the kitchen area, and there's a lot of storage in the master bedroom and bath. The bedrooms feel a little on the small side, but at the same time, they're big enough to serve their function. The community is quiet and well-maintained. There are a few dog parks and there's the big park right near the school.

    We purchased our home from LGI a little over a year ago. Recently, while cutting the lawn, I noticed the siding was warped like a fun house on one side on the second floor to the middle of the house. I contacted the building supervisor and finally, after a few weeks, he came out to look at the siding. He told us since the 1-year warranty was expired, by a few days. We would have to file a claim with the siding company. Siding company says they need certain paperwork from LGI, which took them weeks to give me. But the siding company let me know, 9 out of 10 times with warping, it’s bad installation. This whole process is taking way too long. Emails go unreturned for days on end. Phone calls get ignored.

    If the siding company says it was installed wrong, LGI says there is nothing they can do. 453k for a house in Tennessee. You think for the warranty being expired by a few days they would just say, don’t worry, we got you. But instead, I’m being told the contractor that installed our siding was fired. I wonder why? Maybe because they were doing a bad job and LGI knew. It’s a helpless feeling when a company doesn’t stand behind their product. My neighbor has the same issue. His house is worse than ours.

    When I came to look at a model, I didn't have an appointment but LGI took me right away. Jalen was fantastic. From what I said I wanted, he recommended a couple. A short time later, I wanted to come back and see one of them. I found another one and was able to tour it. He took me back to tour the first one and said, “I want you to come back and tour the one that you just did.” I did and it was day and night.     From the start, Amanda, the rep, was extremely professional and it was a pleasant experience. In the end, we had a little bit of conflict regarding the closing date. Everything was fine up to that moment. But we worked it out and it was fine. I'm extremely satisfied with the loan officer. It was just dealing with the builder enforcing a specific closing date that was not beneficial for us. The home came with all new appliances in the kitchen, which was outstanding in comparison to the other ones that I had seen. The transition with utilities was fairly easy. The backyard didn't come with grass but it's fine. We're just gonna do it ourselves. For the price of the home, it has a concrete slab. I'm satisfied and even the design itself seems modern in comparison to other designs that I've seen.

    Right now, it's not the best community, but where I'm at, it's great. Once you go outside, it's a fairly industrial area and you can tell that there are new investments going on. So in maybe 5 to 10 years, it will be further developed. Then, you have the railroad right there. But it’s not something that bothers you day-to-day. The community itself has a stray dog problem going on. When we closed on the home, we found a puppy litter with seven puppies. And when we moved in there was another German Shepherd with other four puppies. Then, in the last three weeks, we had a male German Shepherd just roaming around and I ended up adopting a female stray dog that came up to us.

    There are open fields in the area where people are abandoning dogs. So now that there's new construction, they're being displaced. It was a whole situation and that was the first week that we were at the house. We still see other dogs in the area, so there's something happening in the area. The busier it gets with construction, they're being displaced deeper or further away into the community.

    LGI is a great investment and I'm very satisfied with the quality of the home, the price and that I was able to get approved with my circumstances. My husband’s credit didn't qualify so I got approved all by myself. The reps did everything and went above and beyond to assist us with that. It's been a full month already since we moved in and we've been very happy. The home is very comfortable. It's larger than any other home that we've lived in so it feels like a great, new phase of our lives. The airport is right there, but overall, it's been very peaceful even though there's construction going on. We haven't been bothered by anything but the dogs, and we love dogs.

    LGI got a great benefit with the financial where they pay the closing cost, which is a big help for us. A lot of companies don't do that. They worked with me and I worked with Diego for about a year. When I first started this process, my credit wasn't that great, but he helped me. They told me the steps to get where I need it to be to so I could be able to get the home I wanted. From Diego to my loan officer, they were great and everybody in the office was amazing. I started my actual process a year ago, but my credit wasn't at the right stuff yet and then, I came back the third time and everything was ready to go. We closed within 30 days.

    I picked LGI over another company was because of what I thought of the quality of the home and in relation to out here, they have water and well. I settled for the septic tank, but we do have public water. I got a quarter of an acre and it was in my price range. Also, I needed three bedrooms plus an office and that's what it says they'd give to me and the rooms are a good size. What I don't like is the fact that they don't give the specs of the home, especially of the rooms. I insisted on getting the size of the room so, they printed me out something.

    My sales rep was great with his dedication to answering my questions, following up with me, and making sure that I was okay. The house that I chose was under construction at the time and it was about 35 days from start to closing. I had extra stuff done to the house, but the house itself is what I expected. But the warranty is something completely different. I had some issues that I have reported and they're still under a claim. So I am unsure how that's gonna work out.     LGI took their time with me and took care of business. When it came to the documentation and the underwriter, it was fast-paced. My wife and I didn't expect to get the house in less than 30 days. I've tried to get two of my close friends to move into the community. I told them the process, the price they would need to put down on the house, how much reserve they would probably need to get, how long they would have to save, and how fast and simple the process was for us.

    However, the inspections of the house could have been improved. We're first-time home buyers and every time we would go there, we'd nitpick at the house. It would have been easier if we could have just met with someone from the construction team, walked the house with them, gave them our concerns and made a punch list. We were told to put blue tape on anything that we see. That's effective but at the same time, when you're building 18 houses a day, it's hard. But the quality of the home is great. When you look at it from the outside, it looks tiny. It's not appealing to the eye. But when you take a step inside, it is something out of Harry Potter. It's like walking into one of the tents. But the community is still going through construction. The roads are a little banged up. They still need to pave the roads. There are a lot of friendly people though.

My lease is not up, so I still had to pay my rent. I would have liked to not be doing this because I pay $5,000 in rent still and I live in my house now.     Brandon of LGI Homes was a hell of a salesman. Up until the sale, he was great. He would give me follow-up calls. And he would be on top of it. He kept me updated all the time. The day of closing, they guided me through. And they even set up an account for me. So, it was excellent. The follow-up call after that, the warranty representative tried to shoot down everything. I saw him as a gatekeeper to not get repairs done because repairs mean additional expenses for the company. But besides that, they handled it at the end of it because I complained to my Realtor and Brandon. And they were on top of it. They said, "All right. No. We'll get you squared away.” And they corrected a few things. Everything seems nice.

    The windows are not standard. They're nice double-pane windows. I could tell the difference between the quality of that window, as far as keeping the temperature inside nice and cool. The only issue I had was there was some electrical socket underneath the kitchen island did not work. That was one of those issues that was fixed by the warranty people. No problem. That was one of those things that I discovered by accident. That was my first time to buy. I went brand new with a brand-new build. I asked my other buddies at work what kind of windows they had.     I liked that LGI was a new construction and closing cost was a lot cheaper than other homes I was looking at. However, when we showed up for closing, the notary was not aware of the appointment. We had to wait 45 minutes for her. Also, I don't think the documents were ready yet either to be signed when I showed up for closing. Also, they left my wife's name off the deed, which I expressed early on in the process. Closing was not good at all.

    But I'm happy with the home. It's nice to have a nice home to come back to after work. It's not too far from where I work either. I like the location ‘cause it’s in its own place, but five minutes down the road, you can get to all the major stores that you wanna go to.     My home consultant was Christina. She guided me step by step, made sure that I was well-aware of the next steps, kept me updated even if there wasn't any update, and provided timely information. Her charisma and dedication to the customer impressed me. But on the lender side, they don't provide direct information on what they expect for the documents provided. Other than that, everything was pretty straightforward. The communication was pretty smooth. Within an hour of me sending out an email to them, they would call me. They would provide insight to all of the home buying terminology. It made it so pleasant and so much easier than my previous attempts with other Realtors. If it was an end of day situation, I would just message or call them, and the next day, they would have everything. Even if they didn't hear from me because I was slammed out with work, they would still reach out to me.

    The main issue that I was facing was they were requiring me to send documents regarding some stocks that I was receiving with my workplace. I sent them various formats and copies but they were still demanding a specific version. But they were never really fully explained. So far, the home is amazing. The guest rooms are a bit on the smaller side. But other than that, it's a beginner home. It's good for someone who wants to own their first home and get their feet wet, so they know what the process can feel like. It also allows for further opportunities of growth.     The reps were excellent and answered all our questions. Our agent was very informed. It was not a high-pressure situation. He took us to look at the homes and the different models multiple times, even on the same day. He was very patient, and helpful. I liked the one-stop shop. I liked the insurance and the loan. But the cost of the older homes seemed higher and for not as good quality. It was a lesser value for the money to go with an existing home.

    The first thing we did was stain our granite countertop because it was unsealed. When I signed off on the agreement, we were gonna take over the warranty and I expected the countertop to be honored regardless of the fact that I took over the countertops on the day we moved in because they weren't sealed and it had a wine stain on it. When we did the walk-through of the house, we didn't see the marks because you're not living on it. You walk in. You look at it. It's beautiful. You feel it and say, “Oh, this looks pretty good.” But when you move in and you're really cleaning everything, you will see these scratches. So you should have a certain amount of time once you live in your house and see things that these issues can get remedied. I would love for someone to come buff out and smooth the tool marks out of our granite countertops. It also has a wine stain on it and we've tried several things to get it out but it won't come out.

    I have a house with products in it that I can't live in. So, at some point, we're gonna have to change that out to something we can live in and live with. Because now I've gotta make sure that we set our wine on something before we pour it. Even though I've sealed the counters, I still don't trust it. I'm not the only one with the problem. There still are places where the texture on the wall that you can see where it's overlapped. We tried to call out as much as possible. The tops of the doors have places where they've been bunged up. The faucets in the sink are extremely cheap but functional. But overall, it's a good house and it has reasonable quality. They have awesome blinds for good money. The landscaping is super nice. LGI has a great concept with this one-stop shop.

    Our home-buying experience at LGI was good. The rep we worked with was well. There was a couple of curveballs that happened, but she kept us informed enough. This is the first house that I've ever bought and things have been well. We didn't really do a walkthrough till day of, which I thought was a little off. But we sent them all of our things that we needed to be addressed and everything was taken care of quite rapidly before we moved into the house.

    However, a week and a half before we were getting ready to sign, we found out bout a zoning issue. I know they have to look at the zones ahead of time and they told us we weren't in a flood zone, and then last minute, all of a sudden, we're miraculously in a flood zone. I know when you zone the homes, that they should have known ahead of time that we were in a flood zone being that the home has a property line and already zoned and not a last minute, "By the way, you need to purchase flood insurance." But I would recommend LGI to friends. They were compassionate. They did well. Besides the one little hiccup, they were very straightforward and transparent.

    I only had one issue. It was the young man from LGI Homes who helped us. He tried to push us to close in a couple of days before I had scheduled. I had to schedule it to do a close, it required my wife and I to be there. I planned everything out to include aligning the time when I don't have to be at work and my wife does not have to be at work to do things because she had to get notice. Her schedule is not as flexible as mine.

    We were still working toward our financing, which came in a week and a half early, which was great. But all of a sudden, I started getting phone calls about, "We wanna close now 'cause we don't want something to happen to you all in between and then it goes bad." It served no issue of value to change closing date. It would not change where we worked. He talked about, "You could get in an accident. You could lose your job." That doesn't make it sound good. Why would we even bring that stuff up? Telling me that I might have a car accident and mess up the sale. Really? I believe the young man was trying to manage his paycheck because I suspect that there's at least some form of commission in his sales.

    He would call me on the weekend from his home and try to run sales scripts on me to get me to do this. The other thing is cell phones don't always hang up when you're done with the call. And it doesn't look well when you think the call has hung up and you launch into a profanity-laced tirade because you didn't convince the person to do what you wanted them to do. I did not tell the young man I heard that because I did not want to poison the well until my sale completed. But everything else LGI Homes did was fine.

    The operation was simple. They showed us all their different models. We were able to find the one that we like that had what we wanted, and was a plus up from the layout of our current place. Also, I'm pleased with the quality of the build and the way LGI Homes designed it. They've used all the modern things needed to make the house more efficient without trying to sell crazy stuff. I like the way they sealed the attic here and the fact that we got actual climate control for the attic. That's gonna lower our cost, winter and summer, because we're not gonna have that huge bubble of heat trapped inside the house above our heads. It had everything we were looking for.

    LGI had a better build locations than a lot of the competitors. I mainly wanted to live a little bit further away from the main city of Dallas. So, this was a good opportunity to get into it. I called in to see if I can book an appointment and they told me to come in on a Monday because they don't open on Saturdays and Sundays for stuff like that. They are open but not for selling a house for some weird reason. I went over there, checked it out, they explained to me the history and their locations, and it went all right.

    Working with my home consultant felt a little bit intimidating, but throughout the process, it wasn't too bad. They were very professional and very knowledgeable. The only thing that was bad is having to drive an hour every single time they need me to sign a piece of paper. As far as the quality of the build, certain things can be fixed a little bit. Our dishwasher doesn't work when it's plugged into the same receptacle as the disposal unit. It worked for a little bit for some weird reason and it then just didn't. So, my roommate and I tested it out and we plugged the cable to a different outlet and the dishwasher worked fine.

    We tested it again with the same receptacle of that disposal unit it connected to, and it didn't work. It's like, "Well, the disposal unit works, but this one doesn't on this receptacle." I think they connected a bunch of receptacles to one cable, but in a stream line. So, it either loaded and it won't be able to absorb as much power and it won't work. Also, some of the light switches like you switch downwards, and then that's really on. The electrical is odd but at least, they can fix it for free. It's still under warranty.

    Other than those, so far, so good. They have a lot of warranties about this build. So, the warranty is for everything. Everybody's really nice. The only thing that we had complaints about is we started getting heckled by a bunch of ADT, insect repellent guys, and other third-party services. We're getting bombarded. It's just a little bit odd even for a new home. Also, if you ask one of the representatives at the main office to do something, they'll never do it but they're at least nice enough to not say that they're not gonna do it. I have used the LGI website. It's a little bit confusing sometimes, but everything works.

    The lady that did the financing was awesome. I like the home. It's cute. I have a big backyard and I just put some concrete slabs back there. It's very private which was what I wanted. However, talking to people, they're mostly rentals out here. I didn't think that was allowed, but it was too late. The rep was good but after the sales, it was like I don't exist. I needed help because it's so steep here. She said, "I'll help you get somebody to do a concrete pad to move the dumpsters.” That never happened.

    Another negative in this situation is getting these guys back out here to fix whatever is wrong with the home. They're quick to give you the inspection and have you sign. They say put in a work order, but they don't come out and correct it. I keep entering a work order, but the website doesn't seem to be working. I've already had to call out a plumber and pay for it. I've already spoken to the superintendent and he's the one that I thought was gonna come out, but he didn't. It's like they're afraid to do any corrections. I'm upset with LGI Homes.

    LGI Homes was fantastic. We knew we'd have a difficult time getting the mortgage because we are independent contractors and we don't have W2s. So we had to go through the process of proving through our CPA and the IRS to show we had proof that we were a company and we had been paying taxes. That was a little bit different than when you work and get a regular paycheck.

    Initially, their sales rep wasn't sure what I was looking for, so he was going to meet myself and my roommate at a duplex, but we said we don't do stairs at the age of 70. So he showed us a couple of single family homes, and we walked through one that wasn't even finished. We picked it out and said we wanted that one. Three weeks later, we closed and we've been in the house for two months already. We had an outside home inspection done the week before we closed. We gave them a list of about 50 different things we said had to be done and they were all done before we closed.

    The house has made our lives 100% better. We were living in a one bedroom apartment where the rent kept going 50 bucks up every year. But our mortgage here is only $300 more than a one bedroom apartment in the city of Allen, Texas. It's a whole lot better because we have a 100 ft. yard and it’s a three bedroom house. Before, we were sharing a desk in the living room for the business, and now we each have our own office and we have our own bedroom. It's a whole different ballgame. Also, other than the current construction that's going on on the new homes on the block behind ours right now, it's totally quiet out here.

    If I have friends who are interested, I would tell them to come on out to LGI Homes. They've got eight different models to look at and they didn't lie to us in the process at all. Our closing was here in the sales office, so if somebody wants to bring their own attorney, they can do it. LGI also kept us abreast of everything that was transpiring during the process, and they have a website that tells you what's going on.

    As a matter of fact, we had our cars full of stuff to move in the day of closing. We closed at three o'clock then we started moving stuff into the house at 4:30. As for the service, not only could we ask our own agent or our own sales person questions, we could ask anybody in your office and they would get us answers. Aside from that, we have a 10-year warranty from roof down to foundation in writing, and at the 11 month mark, they will come back for an inspection on settlement and fix any cracks. That's a whole lot better than I've ever experienced by a new builder in Illinois.

    We like the location of the LGI home. We chose Lytle, Texas because we got more house for the money out in a smaller community. LGI's rep was good at first. Some of the times, when we'd ask questions, he was like, “Oh, I’d have to get back to you,” and we'd never hear back from him about that specific question. It would have been nice had he taken notes when we had talked to him, because then we had to keep asking him, and he's like, “Oh, yeah. I was supposed to get back to you.” It wasn't any big things. It was just like, “Tell me about the Homeowners Association,” and he was like, “Well, I'll have to find out about that.”

    We were told that AT&T Fiber was out there, and then when we try to get AT&T Fiber, they were like, “No, we don't recognize that address and so we can't give you a quote and we can't come out and install.” So, we had to go with someone else. The rep was like, “Oh, no! I know they're here!” So, it was a lot of miscommunication.

    As far as the home, it was built in 2023, and then it was put on the market in February of ‘24. It was on the market for a few days before we took it off the market. There were lots of little things that were kind of sloppy like the handrail going up the stairs. There was stain on the fixtures. There was paint on the handle and a lot of messy painting. We had to walk through that house twice to get the little things painted right. We were ready to walk away from the whole process. There was a pedestal sink in the half bath off the kitchen, and the knobs to shut off the water were hitting the pedestal sink. They were like, “Oh, you can still move them.” I'm like, “No, I can't.” Then they said they weren't gonna fix it.

    We had a home inspector come out and he listed the things that really should have been taken care of like certain things that weren't caulked on the exterior of the house, which we didn't notice. Some of the nails were coming out of the siding on the sides of the house. The tops of the doors were not painted, which I didn't even know it was a thing. They said, “That really just needs to be recessed.” They eventually fixed it, and we told our home consultant, “We're spending a lot of money on this and I can't believe you're gonna let everything fall through just because of this plumbing.”

    There were even things with the electrical panel in the garage that weren't wired correctly according to the inspector, and they had to get an electrician out there too before closing. That was kind of how the end process went. The consultant really wasn't talking to us much, and he asked about the shed that we had built in our backyard, and I sent him pictures and the card of the company that we used, and he didn't even respond to me. After closing, they just don't wanna talk to you anymore. It was great when we were going through it, but it kind of changed after the whole closing fiasco. Things kind of took a downhill turn at the end.

    They're good people at LGI but the home is cheaply made. The flooring is already starting to come off. LGI can't do anything about the flooring 'cause it's not covered under warranty.     My house was built in 2019. Last weekend an acquaintance pointed out to me that my roof was sagging. I hadn't noticed it before, because I have a new house and thought I had a ten year warranty on the structure. So on Monday morning I contacted the LGI person who evaluates possible warranty claims. She told me it's normal, nothing to worry about unless it starts leaking. She said her roof says too. So I looked around at houses next to mine, and I didn't see all the "normal" sagging roofs.

    The last time I called her, my counter had pulled away from the wall. She pushed it back, and told me to re-caulk the top edge. She said base cabinets aren't attached to the wall, they just sit there. That's weird to me, because in the other many homes I lived in, in my life, I don't remember any having cabinets that freely move around.

    Before that, I contacted her because the back of my steeply declined backyard is crumbling down. So much so that currently my newly installed vinyl fence's stability is being threatened with the concrete around the posts becoming visible out of the ground. The neighborhood had been built up with dirt because I believe it was wetlands, so many of the backyards have steep drops down. Anyway, she informed me the grading isn't covered under the warranty. But, I specifically voiced my concerns to the sales people when I was considering buying this lot. She didn't care.

    Also, the swale they spoke highly about for the drainage of water wasn't done properly. Water pools in the center of the swale. Mosquitoes are abundantly voracious in my yard. I showed her where it becomes so wet, one can't even walk through the yard - it's like walking on soaked sponges. She said it's not covered, and maybe I could build a pond! So, if you're considering buying an LGI home, be prepared to be continually gas lighted that your concerns are all in your mind.

If I needed to come in and ask some questions for security, the reps were very supportive and understood my worries or any concerns. If I was concerned about the home and I had a question, and if it was something they couldn't answer, they would have the construction people reach out to me. The community has a park for the kids. The person next door came and greeted me. Other than that, everyone else keeps to themselves. I would recommend if I feel safe. If I didn't feel safe, I wouldn't be there.

    The rep, Caesar, did a fine job. He had all the answers and was very pleasant. However, our LGI home could have used another coat of paint on the wall, and the toilets were cheap. Both my seats are broken already. There could have been another plug out further in the garage as well. Both of them are up against the wall by the door. The ground could have been could have been leveled better too. We're running into the humps that bog our mower down, and between two houses, it's sloped from high to low right in the middle. When it rains a lot, it floods right there, all the way down to the street. The gate, depending on what side people are on, is flooded. I'm looking at several houses right now, and they're all like that. Other than those things, I enjoy living in our new house. It’s nice, and we're watching all the other people move in. That's really cool.

    It was easy to work with LGI. They also help with paying a majority of the closing costs. The rep was super friendly and honest. He didn't act like a sales guy. He was just making sure I got what I needed and not what he wanted to sell. He always made sure I was taken care of even after the sales took place.     My dad builds homes for another company so I asked him things to look for. Everything looks sound and high quality.     I wanted to do a new build because it would be the easiest way for me to get into the housing market near me. I looked at different communities. LGI Homes was not one of them. And I was not blown away by anything. So, I decided to go online and do a bit of research and understand what's the best new home building community to get into. And over and over again, I kept seeing great things about LGI. So, I specifically chose LGI first and I looked to see what communities LGI was building around near me and found this one.

    I looked at the website first to see if they have something that was within my price range and that I would like. They did. So, I looked online to see what I wanted to see, which unit I would potentially buy. I called LGI, arranged a visit and loved it. Loved working with the LGI salesperson, Gio. He was good and easy to work with. He did a good job of understanding what I wanted, what was available, and making me feel he listened to what my requirements were instead of trying to sling people into houses. And everything lined up well for me with LGI. So, I'm a huge fan.

    I actually needed to move my closing date out, which I know goes against all the processes that LGI has in place as far as being able to get people in homes very quickly. But I was getting a bonus from my job, and it was coming at a certain time. So, I needed to be careful with my timeline so that everything lined up well. Gio was fantastic to work with on that. He was straightforward, that, “This isn't something that's really easy for us to do, but we're gonna find a way to do it together.” And it worked out well. I'm sure that he had to go through some gymnastics on the backend to make that possible for me. I worked with the mortgage lenders at the same time to make sure that that would all be possible. But it didn't seem like it was a big thing because Gio made sure that it was taken care of easily. So, I have had wonderful experiences working with him.

    I have done some aesthetic changes with the house. And every time whenever I researched the supplier of the paint or of the floor, I have been surprised and impressed by the quality of materials that have gone into the home. I have seen that everything was done to a precise process within the home. And everything is done with a thoughtfulness of quality. The more I'm getting into the home and under the hood and checking things out for myself, I've been very impressed by the quality of how things have been done.

    I was in the very lucky position to be able to buy a home five months after I got divorced. So, I think most moms going through divorces are not in a position where they're gonna be able to financially be able to buy something that quickly after separating. But LGI made that possible for me. So, I have told a lot of my friends going through some of the similar things, “If you're looking to be able to do something that makes more sense than renting right now, LGI makes a lot of sense.”

    I have also encouraged my coparent to look at something in the same neighborhood. It would be very convenient to have him and my kids in the same neighborhood. And I if I coould give that recommendation, that makes me feel like that's a high recommendation for me to be able to give. And I have been very effusive with everybody that I've spoken with at LGI all along the way. I know how hard it is to deliver a consistent high-quality experience for customers, regardless of what industry you're in. And I have seen that LGI has been able to do that consistently. I've been happy with my experience and proud of my decision to go with LGI.

    I like the fact that LGI Homes built the house and the rep was able to acquire financing for me all in one roof. They went above and beyond. I had to jump through a few hoops because of my finances. But they worked with me through the entire thing. And everybody treated me well. They were straightforward and honest with me through the entire process. I was impressed with that. Any questions I had, they explained what was going on and kept me informed. They seemed knowledgeable about the entire process. Everything that the rep explained to me happened just the way that he said it would happen. And when there were hiccups, he explained them to me exactly what was going on. So, I knew what was going on right along the entire process.

    Everything seems to be good so far. I found a couple of little flaws. They fixed them right away. But now that I've been in there a month, I see a couple of things in there. And I haven't filed any paperwork or anything about them. But the quality was good other than a few little minor things on there. There's only six of us in there now. Everybody seems to be friendly so far. And I like that it was on water and had easy access to the river. I gave LGI Homes a referral. They're buying a house too, so I'll have a good friend as a neighbor.

    LGI craftsmanship and customer service is horrible! Buyers beware! I have had so many issues in my home; plumbing for starters. Put in 3 service requests to let them know there was a leak underneath my sink and that a screw fell out. Bob came out all three times. Kept trying to convince me it wasn't leaking. That the cleaning people did something but there is no leak. It wasn't until his 3rd visit that he saw the leak which now had damaged my cabinets so they had to call a construction company to reskin my cabinets. Mind you, he never got underneath to see if it were leaking until the 3rd time. They messed up my living room ceiling during construction and instead of redoing the ceiling, they patched it up. They came out twice to only patch it more. Now I have a 2 feet by 7 feet eye sore on my ceiling to remind me every day that I should have not trusted this company.

    Several appliances [garbage disposal, dishwasher, and ice maker on the fridge] were never hooked up. When I put in requests and they would call and try to convince me I may not be using them properly. Eventually, they came and saw that they were never connected. Spiders were getting in my house on a daily basis, I was born and raised in FL, I know spiders exist but they were not a common occurrence in my home. This is my 3 brand new homes by the way and I had never had the terrible experience with my first two builders as I have had with LGI. Come to find out, the sliding glass door was not properly installed. They had to take it out and reinstall. That was a safety issue. Anyone could have easily come into my home.

    Meanwhile, since LGI is too cheap to provide screens for their sliding doors, I ordered screens from Home Depot, paid them to deliver and hired 3 handy men to install with no success. Not knowing at the time, the sliding doors were not installed properly so I asked Home Depot to come pick them up. My water was set too high 140 degrees and was burning me. You wouldn't believe how many times they came out for the issue of scalding water to find out it was set to high. I have been passed off by multiple contracting managers; John, Bill, Jeff **, Eric and Lee. Finally, I asked as a courtesy for all my trouble if I could have a complimentary screen for my sliding door. Eric kept telling different things for 5 weeks until finally I said forget it. I advise buyers to look elsewhere and please read reviews before signing anything. If you want receipts or photos, reach out.

    Would not recommend. They make everything sound easy, affordable, and that they can guarantee. False! I have been dealing with them since last year! Have never been on such an emotional roller coaster! They kept trying to sell me a pipe dream! Once one ave failed all of a sudden but wait there’s more, they will NEVER tell you the actual names of programs that they can get these offers from so the buyer can make sure they are being thorough and not getting caught in a scam or something to cause them to lose the home later (like a balloon mortgage)! When I finally asked why LGI is so secretive I was then GHOSTED! They removed my contact information prior to me asking to removed. I don’t trust LGI and recommend people get a realtor first before going there ESPECIALLY if they are first time home buyers!

    In May 2017, my wife and I received a flyer for a new community. We scheduled a showing and loved the layout and architecture. We spent the next few months visiting our new homesite, praying over the house and community, all the time waiting for them to admit that we didn’t qualify. Our new home was finished almost a month early, so we could spend our first Thanksgiving in a new state in our new home. Our neighborhood was incredibly diverse and we loved it. Many of the residents had issues, but my wife and I never had any. House was great, no crime issues for us, and the builders were extremely supportive and responsive to any issues we had or when we submitted a warranty request. Loved it so much that when we moved to another state 6 years later, we found another LGI community and bought our next house.

    LGI has good options. I like the area and the availability around the area is sparse. The rep we worked with was Jesse. Super cool, nice, very professional, knowledgeable and a good communicator. I like that there are four rooms and a pretty decent-sized garage. I also like the little patio area upstairs. In the back, it's concrete, and in the second story, it's hard plastic they put down, but it's a little padded balcony patio. You walk up the stairs and there's a landing off to the right and there's the door and it's a little nice area that's above the main floor.

    I made the decision to go with a new build, more specifically, LGI, because LGI covers a vast majority of your closing cost while still producing an up-to-code home. We worked with Leo and he made us feel very welcome. Initially, we ran some soft numbers and Leo thought it would work. For the time being, we had gone with an outside lender but things didn't work out too well and I went back to Leo. He and Donell welcomed me back in, they figured it out, and things worked out perfectly. The service was amazing. I could pretty much call Leo or Donell any time I needed. I spoke with Leo while he was on a business trip in Mexico and he made some arrangements happen for me so I could get some things done. The only negative was there were some small things with the home as we were moving in, like a little bit of paint on the garage door. Other than that, everything else is flawless. Also, the location is close enough to the city and work for me but just far enough away to where things are still a little bit quiet.

    We sent in an email request to LGI Homes for more information and we ended up with a gentleman calling us, and within a day, we were looking at homes. The gentleman took us to the two styles of homes that they were building in that particular area. We like the area because we wanted to stay close to Plano, where we currently are, as much as possible. And the price was reasonable compared to everywhere else. Once we saw one of the homes and I liked it, we decided to take a chance. Interior-wise, the home is nice. It is an open space living area with a good-sized kitchen. Upstairs in the private areas were staying private. The utilities and the closets were well thought out of.

    Overall, LGI took an awful lot of pressure and stress off of our hands and did everything. This is our first home even though we are a little middle-aged. So, it was nice to just give the information they needed and they walked us through the whole process. Since this is a new home build, they did an okay job with teaching us about the different features of the home. But since I'm more of a visual learner, having a picture of references with the different utilities in the house like the waterless tank heater would help. It would have been good to have a visual pamphlet about the certain features of the home that will be needed to know later on when there's nobody there to assist. If you're a first-time homeowner and with limited income, LGI Homes is certainly a good option to go with.

    I am extremely disappointed with my experience with LGI HOMES. I paid $1000 to initiate a home purchase process, only to decide not to move forward before the meeting with the lender. Despite our decision, they have the audacity not to refund my $1000, even when nothing was done except for the salesman’s time, which isn’t worth that much. Not only was the house location unsatisfactory, but the quality of the build was also subpar. I urge anyone considering working with LGI to stay far away from them. Their lack of integrity and refusal to refund my hard-earned money is utterly unacceptable.

    We walked into one of the LGI offices and we worked with Nile. We had some issues with some of the other realtors for the other new builds, but he was very understanding and worked with us really well. The application process was also really good and it did not take long. But we were on a contingency and the people that were buying our home were doing the loan assumption and that took longer than average. So far, our home is great and we haven't had to call for repairs.

    I signed to buy a house which was mostly complete but had many unfinished punch list items yet to complete. 3 weeks past and no work was done on the house. I told Mario several times that I wasn't going to close till all punch list items were complete. LGI scheduled a closing date but extended it because the COO wasn't issued. Punch list items weren't finished. LGI scheduled another closing. I didn't show because punch list items weren't complete. I knew if LGI wouldn't finish these problems before I closed, they would never finish them. LGI said I had buyer's remorse and refused to refund my $10,000. deposit. I hope people will read reviews to avoid being ripped off by LGI. I would like to receive a written repose to this post. BUYER BEWARE!!!

    Updated on 08/13/2024: LGI Homes helped me purchase my first Home and I will forever be grateful. I was able to move into my first home in Feb 2024 and everything was great for about 2 months. They started construction on the houses next to mine and things quickly changed. The contractors used my driveway to haul things into the new house without notifying me or asking permission. They often block my driveway so I can't leave or enter and there is always trash in my yard and debris from the materials used. I have horrible allergies and asthma so it irritates me to go outside and I've been Indoors for the most part, so I never talk to the workers. I wasn't able to water my grass because the contractors acted like I was compromising their work site, so I stopped that for the last few months.

    When I finally asked them not to block my driveway on 8/3/24, a very rude ** woman cut me off and told me they would be gone in a little bit and left it at that, I just had to wait. There was plenty of room for their truck in the street next to the new house, but they refused to back up to avoid blocking me in. I called the office 8/13/24 to advise pallets of grass were sitting on my grass and the other pallets were sitting on the ground next to the other houses. I simply asked why the other pallets were able to be set down on the ground, but this one pallet had to be set on my dying grass that hasn't been watered. They ignored my calls and instead sent an annoyed Christian, the project manager to my house to chastise me and ask me to stop bothering them. He stated they are not doing anything except putting a new house together and any damage caused by the landscaper will be fixed.

    I was told in the beginning that I was responsible for any issues after purchase, so I immediately didn't believe him and attempted to explain the other issues and rude behavior but he cut me off and dismissed me. He also made sure to bring the other managers to watch my activity and make sure I didn't bother his contractors. There is still cement on my siding and window that hasn't been cleaned or repaired, but I wasn't allowed to discuss that concern according to Christian. I purchased this home and went through all the required steps just to be disrespected and treated like a child because I was concerned about my safety and surroundings. I also noticed that if you're a single ** woman under 40 you will be treated differently and disregarded. LGI Homes doesn't care about you, they only want your money and after they have it, you cannot contact them. This is a man's world.

    Their reviews that show how helpful and supportive they are must apply to White and Mexican people only, because I've literally called them 3 times to ask questions or go over concerns. The initial 2 calls were made the same week I moved into the home and the 3rd was yesterday. These people treated me like I was bothering them every day and every month with a new dumb issue and that was never the case. I chose to work with LGI because they touted their support system for 1st time homebuyers and how they do not abandon you after the sell. I guess that was just a really good sales pitch.
