The FHA qualifications, the finance and everything were easier if we go for a newly built home so we did. Looking at what was available in my area, LGI was close, convenient and it worked for me. My aunt who does real estate told me about it too. Cody, the LGI guy who helped me out was wonderful. I was impressed with his overall knowledge of what was going on and he was very personal. Our home is wonderful. The backyard can use some work and we need more exits in our community. But other than that, I love it.

A new build home is an investment property and I want to deal less with any maintenance. It was through the agent that I heard about LGI Homes and dealing with the consultant was very simple and straightforward. He showed us around the house and we were able to make the decision within 30 minutes. From the orientation walk, the build looked good. The community is great and I am satisfied with the amenities in the home.

We looked at LGI Homes online and the price fit our market. They're a little short on some of the amenities though. They didn't even include towel bars in the bathrooms and I thought that should be pretty standard. That was a low-cost item that I ended up having to install myself. I missed it on the walk-through so that was my fault. I should have mentioned it then. But LGI is still building and it's still a new community. There's only a couple of streets finished and there's another home builder that's building in the same community a few streets back. So far, it's good. The home consultant was courteous and professional as well.

Working with LGI was the best experience. Everyone was very welcoming and encouraging as we waited a few months to fix our poor credit. Brandon was so helpful throughout the entire process and made our experience as painless as possible. He was able to guide in the right direction and help us build our credit so that we could qualify for first time home buyer program. He was very dedicated to us and making sure that we got into our first home. We were very apprehensive throughout the loan process but even our loan reviewer Kristin was helpful and encouraging, she kept us in the loop throughout the entire process. All in all, it took us 4 mths to go from thinking that a home of our own was a hopeless cause to owing our first home and we couldn't be any happier!! Thank you LGI family!

I’m on active duty and I was getting transferred down here. I wanted a new build and not an old home because even if you see an old home on the listing, you don’t know its history. So, I don't buy them. I wait until I can afford to buy a new home Also, when it comes to a home, I want to know that the appliances, the structure, the plumbing, and everything else are brand new. I’d rather deal with everything new and go into it as opposed to getting surprises as I go through. Plus, I wanted to stay in the uni area because I have a 13 year old son. And here the options were Zeta, KB Homes, and LGI. I needed something that was gonna be ready soon and Zeta didn't have anything at the time. Then one of my coworkers suggested that LGI was building new homes on the other side of where he lives and I decided to give it a try because of the location.
My consultant, AJ, was straightforward. He took his time and went through the entire process with me. Their customer service was great but they should tell the customers exactly what they will have in the home. At the time, I was attached to a ship, so I closed while I was still in Virginia. And when I came in, some of the basic things that I expected to be in the house were not in there like a towel rack and a toilet paper rack holder. And some of the caulking around the walls are not under the warranty. I was told that they didn't include all those things to cut cost but if I knew all that before, I would have set aside a budget for them.
Other than that, the home looks really solid and that was what I was looking for. I owned a Zeta home before and they make quality homes. So far, the one I got from LGI looks pretty sturdy, so, I’m hoping that it is. They offer the swimming pool, too, which may not be big for a lot of people but I have a 13 year old son, so that for me is big so far. Plus, the community is being kept clean even if it is still under construction and that is what matters. It is growing as well, though I don’t have any neighbors currently.
I’m also hoping that living at LGI improves the quality of life for us because when you’re shopping for a home, it can be stressful. And for me, I had to sell one home in Virginia then buy one over here. So, I had my hands full. I’m settled in now and more at ease. My son started a new school and he is learning the area because he has to walk all the way to the front entrance of the complex since the bus doesn’t come into our community. There are also a few things that I need to take care of in our new home. For example, at the back of the house I have the sliding door and they gave me a step for it which is really small. They should improve on little things like that because that step is way too small for any house you buy and pay for with that amount of money. But I won’t let little things like that affect my quality of life and I’m satisfied with my LGI community, so far.

Our home consultant at LGI Homes was very nice and welcoming. Our new LGI home community is nice and all the people that we've met are great. I just wish we have an island, but overall, the quality of the build of our new home is good. I would recommend LGI.

The girls in the LGI Homes office were always perfect, and they were above and beyond. Everything was wonderful until I needed some work done on the house. I'm not living in the house and I still live in California. LGI made an appointment and on the day that the service was supposed to happen, I sat in the house all day waiting for the plumber from 8 to 5. When I tried to call the guy, I got a hold of him once and he figured I wasn’t happy, so he said that it would be the last call he would take from him today. I called LGI and left a message, but I haven't heard anything from them.
I'm not happy with the build quality of the house. There’s a lot of stuff that I fixed myself, and there's still a lot of stuff that I will possibly do by myself. But the thing in the bathroom that I needed the plumber for, I can’t do it without cutting out the sheetrock. I don't think I should have to cut out sheetrock on a brand new home and fix their work and then repatch, retexture, and paint it.

I was driving through the neighborhood, saw the LGI flags out, stopped at the office and talked to Chris. All the new construction homes were FHA loan viable. Chris had most of the answers to the questions. The ones that he didn’t know off the top of his head, he found out for me. He stayed in contact and we had good communication. The basic interactions, the actual purchasing and even the home all went really well. However, there were a couple of issues with the quality of some of the work that was done on the home. Some of the items that we noted that were supposed to be repaired on our orientation walk didn’t get done.
I kept having to call back and remind the gentleman who was in charge of our neighborhood whom I will call Chad. I had interior water damage to one of the walls of the home. When I expressed that concern to him, he said he would have somebody come in, take a look, and figure out what was wrong and where the water damage had come from. So, this wall is in my upstairs, specifically, a corner. After the final construction was complete, I was doing the walk-round tour with Chris and we noticed several things on the home that were all problems. On the second story, in the meeting area for all the rooms, there was water damage at the top of the wall. It had already stained through the texture and the paint. When I was talking to Chris about it, he said he would let Chad know. There was also four-inch long metal sticking out of the foundation of the house. It was rusted from the curing process.
On our orientation day, that water damage was still there and their solution was to slap some some paint over it. That was after Chad told me that he would have somebody come in, check the attic and the make sure that there wasn’t a leak somewhere. The air conditioning unit is kinda right above that area. I’ve got further water damage happening and it’s that same area. If they came in and checked that as they said they were going to, then maybe I wouldn’t be having this problem. I really didn’t get the impression that they did.
Another item that was noted on our orientation walk was the weather stripping. The rubber stripping on the outside of my garage door had been torn severely like somebody caught it with a piece of equipment. So, we noted that. It took me three and a half weeks to get that fixed. I had to call and remind Chad three times. Eventually, I had to literally catch him in his truck across the street working on another house to get that replaced. He told me that he forgot. I told him about our signed documents and that I reminded him twice. That wasn’t consistent with the experience that I’ve had so far. I get it that Chad was busy and I understand that which is why I went and reminded him. I kinda waited till I saw him after our first phone call wasn’t successful so I wasn’t making harassing phone calls. However, this was something that we signed and this could have been passed to someone and then followed up with.
We’re going to have to call some warranty work already. The tack strip that the carpet in the living room is attached to is not attached to anything. The part where the carpet meets the tile going into the dining room kitchen area is free-floating. My newborn found that out for us and we were lucky enough to catch her before she got into the tack strip. We were just moving our stuff in in the living room, we’d put her down on the carpet and she kinda rolled always over there, and then we noticed that she had part of her hand under the carpet which was really weird. We went over there and the tack strip itself right there is not attached to anything. We haven’t called that one in yet. So, we will be.
One thing we did run into that we weren’t expecting is that LGI put down a plastic barrier or layer in the yard. My air conditioner condenser drain spits out right out just in front of and above my daughter’s window which is one of the windows in the upstairs bedrooms. I have inches of standing water in that area next to the home. This is right over by my electrical box and the gas meter. So, I went out there to basically try to figure out what was going on, and about four to six inches below the surface of the soil was an entire sheet of thick black plastic. It ran virtually the length of the house, but this was just in the yard. This water from that condenser and also from my neighbor’s air conditioning condenser were getting into this area and there was no drain. This is a part of the land where it flows from the house but it all kinda pools there right in the middle and there was no escape for it out to the front of the property.
When I was trying to give it a little channel to get out with, that’s when I came across the sheet of plastic which was causing it to not absorb and making a pool. I don’t know if that was normal LGI construction or if my house just happened to have something weird or special and forgotten. If LGI actually does that, they might wanna make sure and let the homeowners know because it’s making a heck of a mess. Other than that, the home was everything we expected and what we were looking for. The price was good and all the interactions I had with Chris were great. All the interactions I had with the in-house home loan lady were excellent. She was absolutely awesome. We stayed in touch every step of the thing which was very good. So, I was very impressed with her as well. Overall, it was a very good experience.

The signs on the road led us to LGI's development, and the sales rep was nice and very professional. The process was organized, but we found out later on that it was probably pretty rushed and we wished we had gotten a realtor. So far the quality is okay, though there are things around the house that they have forgotten to do where they said they were going to fix, so we're hoping within the year that they are fixed. My bathroom vanity wasn't secure and then they secured it, but looking when I give my daughter a bath, there's a huge gap between the cabinet and the counter-top.
Also, I see on the website that they have videos of the community, and there's a big white PVC fence around in the video. I keep asking LGI if it's coming to Pecan Ridge, and no one has answered me. I'm also curious if they're going to build a splash park. They’re promising on their videos but they're only answering perspective clients and not people that are actually living here. But overall, we're happy here. Those are minor things.

I purchased a home with LGI. I made a very specific point to notify them when I walked in the door that I had a Realtor. She was in the hospital that day, but was with me every step of the way after that. I made sure she was in my contract that I signed, but at closing they did not pay her and said it was because I was truthful on my survey card and told them I found them on the internet. Which is not uncommon to do even with a Realtor. Needless to say they breached my contract and got away with it.
Second, they tell everyone that if you refer someone and they purchase a home they will give you a $200.00 HD gift card. I referred someone who purchased an inventory home, so they closed before me and they got the $200.00 HD gift card, but I never did. When asking my sales person after the fact, I got the good old shoulder shrug.
Workmanship is absolutely shoddy at best. All door knobs coming off in first 4 mos. Fence was installed incorrectly and now 85% of posts are backing out of the ground. The grading in my yard is so bad that I had standing water for the skeeters to live in... Warranty claims have been completed by me rather than LGI. The product looks good up front, but overall quality is not built to last. Plus I hate when they lie to me.
Hi Shelley,
You are absolutely correct in that (in certain applicable states) we do offer a referral incentive. While we can't speak to your exact situation, we are happy to take a deeper if you are interested.
Further, we are sorry to hear you've been having trouble with your home. We stand by our product, but do recognize that occasionally repairs may be needed. This is why we offer a 10-year structural warranty as well as a 1-year warranty on most other components. I was having a lot of trouble with the older home trying to get a private lender and there were a lot of things that my wife and I were going through. We were dealing with lenders that were not committing to what they were saying and real estate agents that were falling through. We went through two real estate Realtors and four lenders. So, it was a lot of hassle. We found some older homes that were renovated but it just didn’t work out.
I heard about LGI Homes from Facebook and where LGI built their homes was strategically located. The house that we bought was exactly down the street from the elementary, high school and middle school, all within the same neighborhood. I was amazed about that. I have three girls in elementary and one in middle school. So, that was perfect. There’s also a college right across the street from the high school. Also, we live next to a park that had a beach and boating, and that won us over.
I’m impressed because I did not know that they had a system for pest control the pest control come to treat the homes from outside. That was a plus for me as well as the technology that LGI has where sprinklers devices are on and it could sense when there’s rain and not turn on your sprinkler system. That was pretty neat. The color of the house is beautiful. I love it and the quality of the house was very nice. However, I would’ve loved a little bit better newer appliance. The home community is very new and it still has more to build in. The pool area is great and the community is beautiful.
LGI’s customer service was excellent and it was a wonderful experience. Sammy, our sales guy, helped us from the time we started to the time we ended. I liked the way he presented LGI as trustworthy. One of the biggest issues that my wife and I had was the lenders not being trustworthy in what they were saying such that you were approved for something when it was not. They were trying to get your sale and your money. Sammy was straightforward and he presented LGI very positively, and I like that. He portrayed great integrity. Everything that they said that they were gonna do and the promises that were kept were fulfilling. I have recommended LGI Homes and I already have a friend from my job.

An LGI home is a very good product and the community is excellent. When we visited in the beginning, there was only one viewing unit but the experience was very good and constructive. That was why we decided to stay with them.

The LGI reps were cordial and professional. They helped us out and they did not seem like used car salesmen. I had everything picked out as far as what we were willing to do, and they respected that. They didn't try and push a button beyond that aspect, and they were really helpful with finding out answers throughout the process. The quality of the build is very good, but I have settlement on concrete. But their warranty does not include any flatworks, and I'm not too thrilled about that. Also, I'm not extremely thrilled about our trash service quite just yet, and so far, that isn't included in the amenities. It took us almost four weeks to get trash cans from them, but LGI was accommodating with that. They let us go to one of the new houses being built and put some stuff in the dumpsters while we were waiting for the new trash cans. All in all, it's been a good process and I'm happy so far. I would recommend them.

I wanted to be the first owner so I got a new build home from LGI. I have a friend who bought a house through them and he liked it, so we gave them a shot. I'm happy with the quality of the build. They did a good job and got me moved in very quickly, which was what I really wanted, so that was nice.

A friend of ours lives at LGI. He recommended us to take a look at what they had to offer and we found that they had the most to offer for the price point. They were also very upfront about everything that the home included. The first day we went, we set up an appointment and the person whom we set an appointment with at first didn't have the chance to go because she was on vacation. We set up with another rep and she gave us an intro to the company. This happened before we looked at the houses so when we actually got to the house, we had already looked at prices where the location for the suburb was. Furthermore, we also looked at the whole neighborhood and what the section would be looking like today and then what was gonna be built afterwards.
When we saw the house, we saw exactly what we were looking for and the different options. They didn't take us to the most expensive one. They listened to what we wanted and took us to choose between the ones that we were searching for. During the loan application, there was an issue with the closing date. We wanted to close earlier, and we had asked beforehand if that would change the first payment date. We were told no, but when we actually went to write up the whole contract and everything and sign the closing papers, our initial payment went up by a month.
Nevertheless, the quality of the build has been really good. The only issue that I've had is that some of the roof tiles have fallen out. Also, we've ripped out most of the carpet and put in tiles and didn't see an issue there later. The new community we are in has been nice and quiet. It's unoccupied right now but I like the way it's laid out where I can access the place really quickly. While there is still some building that needs to happen, the wash area is there and we have more trees all around. I'm excited for the finished products.

We love LGI Homes. The price was right and everybody at LGI was great - from the loan people to James, the salesman, that helped us get the house. It has been real good working with them. When I called for certain stuff, they were right on time. They got everything handled, so I had the best service. Everything went like we wanted it. We got the house way ahead of time we were supposed to get it If I had to go it again I would. I also love the community because it's one of the quietest places I have ever lived in and the neighbors are nice as well. So go get a house from them.

We’ve been renting since I got into the army and got to thinking why should we put money into somebody else's future instead of our own. We drove by and seen the banners of LGI. It was in the community that we're familiar with. My son went to school there for the last three years and it was the only one that was building new at the time. It seems like it's a good community. We stopped in and all the office staff and personnel were really considerate, professional, polite and knew what they were talking about. However, they should communicate more. It seemed like I had to run behind them to get information. It was almost like the loan officer was fighting against the manager, like they weren't working together because we would find stuff out before he would and vice-versa.
The build is good so far. There are some things that are wrong, but nothing that can't be fixed. I just needed to get ahold of our builder and he said he would come back and fix everything if there were any problems. It's just little minor thing like the drywall tape coming off from of the corners, a couple of the drywalls screw where you can see the holes and concretes cracking a little bit.
I would also like to see that the playground was build up a little better. It's really small and there's a lot of kids in the community. There's no type of restroom amenities and it's all open in the sun. They've got enough room to either expand the playground or put a little dog park. We've got a huge backyard and the dog goes out there but they've got a few restrictions on the fences. They said they were working on the privacy fence issue. They said no more than six, but we've got guys out there with eight for fences. We wanna get a chain link fence but we don't wanna be putting it up if they’re gonna say," Yeah, you know what? You can put up a privacy fence," and then have to tear down the 6-foot or an 8-foot chain-link fence and have a privacy fence.
There are also speed bumps inside of the community. Our speed limit is 15 and some members of the community follow but some don't. It's a community where kids should be able to get out and live the way that we did in the ‘80s, when we stayed out all the time. Some of us are trying to raise our kids to do the same thing instead of playing video games all the time, but you're scared to let them outside because you don't want them get run over. But overall, the experience with LGI went pretty good. We went through VA so it went pretty smoothly. We were kept in the loop for the most part and there were those little hiccups here and there but it wasn't really a big thing for us.

I looked at Horton and LGI. LGI seemed to have a little better deal. I like the way they build the houses, and they have some interesting features, and it wasn’t overpriced. The price was right and the location was good. They were reasonably easy to work with as well. The consultant that we worked with was vey congenial and helpful. I used my own title company, and they didn’t like that, but I did everything with First International Title in Cape Coral, and the numbers worked out. I'm using the two houses I bought as rental properties at the moment.
I tried buying another house, but it didn’t work right. The location wasn’t quite as good, and we had a verbal agreement, but they sold it to somebody else after we were going to meet and exchange the down payment. The people that bought it didn’t have the money, and LGI tried to come back and sell it to me, but I was not gonna do business that way because they reneged on the first verbal agreement.
Other than that, the quality of construction seemed pretty good, and there was a built-in-the-wall infestation feature where you could pump in termite protection right in. It was installed in the construction when they built it. Also, LGI's system is with discipline. It goes through their sales associates, their sales representatives, and their management. But they're not very flexible or it's hard to get them to change it, and that could be cumbersome in generating more sales. Sometimes you got to be very flexible with the buyer, particularly a cash buyer.

I didn’t want to deal with all the hassles that you get with an older home. So I went with a new home and LGI's home was well-built but it wasn’t over-built. I don’t need all those extra granite countertops. I dealt with Fred and he was excellent. He knew not just about what he was selling but he also knew the whole area. He knew the school and what's around there. I went from a condo to a house so it requires a lot more work. But the neighborhood is nice and quiet. It's good and I like it. I've recommended LGI Homes to my son as well.

I had been shopping around and looking at rentals, and the realtor proposed the option of looking into buying. I knew my credit wasn’t where it should be but I figured it wouldn’t hurt to at least see where I stood. There were two other different builders that I inquired with, but with my credit score, it wasn’t enough to qualify on my own. The realtor said that LGI was a little bit more lenient in their qualification, so we went ahead and tried them as a third option. Everyone was super friendly and informative, and they kept in touch with me from start to finish. As a first time homebuyer, they made it a nice and smooth process for me. If I had to repeat the experience again, I would definitely go through them because of how welcoming they were.
The only issue I had with LGI was that the construction crew probably could have cleaned upon themselves a little bit better. There are a couple of areas where you can see little paint droplets on the rug, but they’re very minor. There are also some areas where there was some sawing or sanding going on, and I vacuumed up some areas where that was. Also, I ended up being right around the corner where the mailboxes and the pool are, and a lot of people are parking on the side of the street which makes it a little tight when you’re driving through. Nevertheless, I feel a little more relaxed now that I've settled down.

I liked the people at LGI Homes. I went to KB Homes and they didn’t give me the same welcoming experience as when I walked into the LGI office. Brandon was great. He made us feel at home. He answered all our questions and he even gave us his personal cell phone number. It took us about two months to get the home and during that process, me and my wife were getting nervous. We were thinking we weren’t gonna qualify for the home, so we kept calling Brandon asking for advice. Even after hours, he would answer us and tell us, "Everything's going fine. it's just a long process." He comforted us the whole time and assured that the home was gonna go through. I was impressed that Brandon offered his help 24/7. And when we brought our family and my mother-in-law over and he talked to them, he answered their questions. My mother-in-law had a lot of questions and he was patient with her. I really appreciated all that.
I was extremely comfortable working with the team at LGI. If I had a question or concern, they got back to me the same day, regardless if I called the consultant or if I called the builder I went through. If I called and I leave a message, I got a call back within four hours. Our new home makes our life 100% better. I'm very satisfied with the quality of the build. Our new home's community is very quiet. I like that they're building a little play park two houses down from where I live. The builder told me it probably should be about a month or two for it to be completed. When we moved in, it looked kind of bare. I told my wife, "It's gonna take a while." But they're actually working on it every day. And every day, when I come home, there's a new piece that's up.

I currently own an LGI house (Captiva model) in the Cape Coral area. After few months living in the property and having water leaks issues due to windows not properly installed, I can tell these houses are not built to last. Even though they offer a warranty, you will have to text, call them at least 20 or more times to get some partial resolution (the water leaks came back). These houses are built way too fast with low-quality materials and they are sold at the market price. This guarantee the maximum profit for the LGI Homes company but the consumers have to pay the price.

Also, LGI's pricing was nice and it was awesome that we got the house with no money down. I had Mike as my salesman and he was awesome. He knew what he was talking about. He showed us three houses, and he was very knowledgeable about the sale, the property, and the community. When we changed our minds on the original house he showed us, he didn’t have a problem switching the house. It was a plus that he spoke great English. My cousin told me about LGI and I liked the way it was presented by the saleslady. She's a beautiful person and really knowledgeable too. She was easy to talk to as well. Anything I wanted to know, she found out for me, if she didn’t know already. The quality of the build is good but the grass in the backyard was less than great because we're looking right at almost $1,000 to do that. But the community that we live in is good, so far.

Things are not very good with the construction side of our LGI Homes experience. The other home builders have a lot worse reviews than LGI but because LGI build homes within a month, they make a lot of mistakes. There's a hole on the wall in one of the bathrooms that they didn’t cover up properly. Also, there's a few other issues with the lawn that I'm not happy with which I was supposed to get another letter from the community. The lawn's really bad. If these are done by the construction side of it, they should have been fixed on the spot instead of covered up. It seems that they were trying to speed up the process and finish up the job within a month when they do a home. They should find an extra person just to help them out to do it right. Other than that, their reps were helpful and they listen. Micah, specifically, was really good. I was happy with the way they were there to help us out and to show us the home. Also, the community is good and quiet.

Never believe this company!!! Never pay them any money (deposit $1000). Everything is show. They are selling one house many times. A lot of people lost their deposits $1000. They do approve 100%, take deposit $1000, and they pull time till 1 week. After that you can’t get your deposit back. Be careful!!! I got money back because I’ve read agreement and they didn’t give me money more than month.
Hi Natalya,

We looked at Richmond American and D.R. Horton and we liked what we saw here at LGI Homes. We finally settled here. We went with a new build for the warranties and the bang for the buck. We liked the all-inclusive deal. You got what you saw. With the other builders it was, "This is extra. That's extra. This is extra. That's extra." So, even though on their big signs out front it said "Oh, starting at this," it's never that. But we knew the price of this home upfront. We knew what we were getting. Derrick was our representative and he was great. Everything was upfront and crystal clear. I would recommend this place to a friend.

LGI had a signage in the roads which led us to them when we were looking at different developments. It seemed like it was an easier process to get into and they were good but there was a bit more pressure. They won’t let you look at other homes until they pull your credit first which is something that we didn’t have to go through with that process right away with some of the builders we looked at. LGI said they didn’t wanna show us their home if we couldn’t qualify for it which was weird.
The quality of the build feels alright. We had a problem with our sink the second we lived here. It was leaking underneath and on the cabinet. When we used our warranty, they were prompt and came within a few days. There are a lot of empty homes in our new community but they’re filling up. There were some new people who moved in four days ago and so far, so good. There is a park and the girls have been to it. For what we paid and the area, it’s satisfying. Other than trying to make you go to their main lender, Loan Depot, LGI had a decent process and it was a good experience.

I drive by the LGI Homes billboard every day that's been up probably a year. I was in the market for another apartment and I saw the sign that screams zero down and I just took a chance. It was our first home and we wanted the extra warranty of a new one. Tyler, the consultant, was really straightforward and very knowledgeable. When I went to see the property, he had us convinced and he was able to point us to the right direction. I was very comfortable working with Tyler and he texted back and called right away with any questions we had. It all went pretty smoothly and I've had a good experience.
The quality was very good and although I had minor issues with the house, they fixed it within a very quick time frame. Our community has a park and giant sidewalks. I could walk my dog and I don't worry about running into anybody else. Also, my commute went from 67 miles to 3 miles. For the first time, I'm very happy and I would like to thank LGI. I've already started recommending friends and family members.

I highly recommend this company for its affordable prices and quality of work as well as the customer service. If I ever had an issue these guys were on top of it. They are fast with responding to issues as well as following up with you to ensure it has been taken care. I was given a few cell numbers with different employees in case I come across any issue after business hours so I can reach out to them and they will follow up and look into any issues for you. Ariana and others will go well out of their way to help you with any issues.

I liked the idea that we knew how old everything was and it was warrantied so I got a newly built home. I got it from LGI Homes because of the location, quality and the price. We talked to a couple of people from LGI. Willie explained everything well. But it took us a little while to get a copy of the HOA. Also there's a couple minor things I hope they'll be able to fix within our 30-day period, like the nails for the carpeting are sticking up. So if you're barefoot, pretty much at all the entryways, you'd definitely feel them when you step on them. One of the toilets is loose, it rocks when we sit on it. But there are other minor pieces that we got taken care of already.
I'm also a little concerned because I have some neighbors who had their cars broken into already. I have mine in a garage, so I haven't had that issue but that’s a small concern. We don’t have street lights yet so that might be part of it. But overall, so far so good. Our new home looks really nice and it's convenient to everything I need to get to. I like being kinda out in the country without being too far in the country. I definitely enjoy it.

I went and looked at other properties and LGI had more to offer in their package. It included everything as far as appliances and you didn’t have to do upgrades as opposed to True Home and the other company. Everybody at LGI Homes was detail-oriented and the consultant explained everything well. He took his time and kinda answered all the questions I had. But I’m still waiting on a couple of things that hadn’t been done. I explained it to him and we both reviewed it. He advised that he had somebody to take care of it and I’ve been here a month and nobody has been here. But I have no complaints on the build since it was of good quality. Everything was sturdy and it was a nice home. Also, I love the home community. It is very quiet, peaceful and clean. Everybody keeps to themselves which is gonna be a major selling point to a lot of people.

The houses at LGI were really nice and Justin was very professional. Them paying the closing cost helped a lot too. Though the process took a little bit of time, everybody was very friendly. There are some little minor issues, but they're working to fix them. I usually tell Rudy and Tray and they get on it, so they're pretty quick about getting things done. I wanna get involved in the HOA a little more 'cause there are some things that I've seen in the neighborhood that I'm not exactly happy with, but besides that, it's a beautiful area. We're coming from Miami to Groveland, Florida so it's about a five-hour ride from where we were at. We're looking at new schools for the kids and I'm in a new job position, so everything has changed for us. But LGI made it easy to get into the home 'cause when we were looking to move up this way, we were looking to rent here and with LGI, we were able to buy instead of rent.

We saw the neighborhood when LGI Homes first started it, and then we just left it alone. And then after we fled for Harvey, we kept on looking around and one day, I decided to call and make an appointment with Emily. We had to work on my credit a little bit. Emily and her manager showed me what I needed to pay off to get my credit scores back where it needs to be to buy the house. We started in February and we closed on June 22nd.
We were supposed to close on July 31st, but they just started building the house now because they were waiting on the permits. Somebody else’s loan fell through, and Emily called to see if we wanted it. It was the same exact house we were gonna have built, so we took it. The house has great quality. The only thing I wish I would see different in the home is instead of using flat paint on the walls, they would've had used an eggshell or a satin paint instead. I'm gonna have to go back and repaint the whole entire house because we have small kids put a spot on the wall. When we try to rub it off, the paint comes right off and the sheetrock wipes inside comes off with it. The bathrooms are satin finish, and all the trims are semi-gloss or gloss so that’s good in that part. The paint color for the rest of the walls is nice, but it's not satin finish.
It's a good community and I'm trying to get used to having HOA. When it rained a whole lot on July 4th, we had a little bit of flooding on the roads. But the neighborhood is built on a rice field, so it makes a difference. Other than that, we are very satisfied with the amenities in the area. And the people from LGI Homes were very nice, courteous, and they did everything they told us.

We liked the house and the layout itself of the LGI prebuilt home. At first, we didn't even know that LGI was out there but we happened to find them. They made it sound like a really good deal to get one of their houses as opposed to any other house or company. We wouldn't have all the problems of an older home in a new build. We like where the house is at and the community is great. Also, Mac and Crystal in the LGI Murfreesboro office are amazing. We liked them so much that we had our friends come move next-door, across the road from us. I've had problems with the transition into the house but Mac and Crystal are great and have nothing to do with that.
What we initially thought as a really great deal where LGI paid the closing cost if we use loanDepot, has turned out to be the biggest mistake we've ever made to do. We sold our condo to move here but the title company sent the wrong information. We were gonna pay off things with the equity of the condo to get in here and so we couldn't close on whatever we're supposed to close. Then loanDepot said they need to do it for us, which we allowed and now, we still have a bill that's not paid and late fees on four bills. Rick has gotten involved and got most of it taken care of. We still have one that's not taken care of and we've been told two different dates they were mailed off. I don't know why there was a big inconsistency about when the check was mailed out to them to pay them off.
And not only do we have late fees on these bills, it's also messing with our credit because they weren't paid off. We have late fees on them because we weren't paying 'em because we gave them the money to pay them off. And we're not gonna pay them with the payment on it 'cause we paid off already. It should have been done. We haven't received anything in the mail other than them wanting us to buy more insurances and we don't know when our first payment is due. So, that was a big life lesson for me and I will never go into, "oh, this sounds too good to be true" thing again. There are also some things that I'm not happy with in the house. I still have an appliance that doesn't work. My carpet has lumps under it which Josh said to be just the texture. But it's not in the other home. It's just this one.
In the whole experience, I don't know how I would separate LGI from loanDepot because I came into it as one whole package. The close date changed several times. Now, we weren't supposed to get the home that we have. We were supposed to get a new build and it's not until August. But we sold our condo earlier and the office staff came together so great about getting us into a different home as soon as whoever was buying this one fell through. They jumped us right into it so they were phenomenal about that and we're super grateful. They're the best people I've dealt with ever.

I wanted a house nobody has lived in before that's not gonna have anybody else’s issues. Jason from LGI Homes was awesome. I had a great time working with him. His willingness to go above and beyond to help me get my home impressed me. But there were communication issues between the different departments, like between the home consultant sales manager and Home Depot representative. At one point Jason thought one thing and it was actually something different so the communication was lacking. Also I had to file a couple of warranty claims but they were minor things.
I like the location of home. It's right off the interstate. It gets me to work quicker and it's quiet. But they're still building around me and there has been some issues with the fences. For one thing, the fences that they're putting up are not great quality. They're really cheap fences. And they had some other builders here prior to LGI coming in and there’s discrepancy on the property line, like when we have a home that’s already existing back there that’s from another builder that already has a fence up. Instead of sharing that fence they're building another back fence. So you've got two back fences -- one for the neighbor behind you and your own, and then there's a gap in between.
Also there’s a discrepancy on who owns that gap. I had to take my fence down because there was a foot difference between my fence and my backyard neighbor's fence and all this crap was growing up in between it. There were rats running back and forth between the two fences. It was growing lots of foliage and left rooms for critters to build nests and stuff like that. It was not good. And when in the process of trying to take my fence down, I got really nasty stings from field wasps that had built a nest in between there. So there was a safety hazard to have these two fences up. And they did it from my house all the way down to the end of the street.
I saw on the Magnolia Springs community page that it has been brought up a lot. I haven't been to an HOA meeting but I'm sure it has also been brought up and LGI said that their property line survey is right, whereas that people who are here existing are saying their property line survey is right, and nobody wanted to do anything about the gap in between. So I just decided to take my fence down, except for one panel, which is right where the field wasp nest is, and give myself an extra foot because the guy behind me said, "Hey, that's your property." But other than those issues, I love coming home now. This is the first home that I've owned and it's perfect for me and my family.

A new built home is ready, has a warranty, and it's smooth to purchase one. I bought from LGI Homes only because of the particular location where the home is. I had a good experience with LGI but it was a little bit different. The process of buying a home was easy but I feel like I jumped into it. It was not my first new home, so the experience seems like an impulse buy. Likewise, LGI was wanting to close right away and the actual interest rate was higher than what the market area was so it felt like a predatory loan process. They wanted me to jump through hoops at the last minute to try and do what I can to get the lower interest rate but a buyer should be able to get the best interest rate available regardless of what type of home they are buying.
Another thing was that the guy walked me through afterwards on what little things I gotta look out for and so forth. I realized that LGI as builder doesn't have garage door openers or a doorbell. They just build the house and all the rest of the stuff is our responsibility. It was a little different compared to another brand new home I bought that had been built. I had to wait for six months but at least I knew what I was getting. I can see what's behind the walls. Another is that, one doesn't really read the many 50 or 60 pages of homeowner's information, and then we parked out on the street in front of our house and that's not allowed. I had an HOA where I lived previously and didn't have any problems. With little things like that, I wouldn't buy another LGI home.
All in all, the quality of the build looks fantastic and the house is wonderful. The only disadvantage is not knowing where's what and stuff like that behind the walls because I have not seen the house being built. It's just a different experience. So, be aware of the little things and if you wanna get into a home immediately, a brand new build with a warranty and all that, then LGI is the way to go.

I've seen LGI Homes around for several years in the billboards throughout the city. I wanted to put my foot in the water, see if I was in the right place to get a house, and basically have them tell me what I need to work on or what I need to do in order to purchase a home. The process with LGI Homes wasn't too bad. It only took under 30 days and it's crazy. I went in there on the 2nd of the month and we were closing on the 29th. The consultant was also excellent. She was very courteous and professional. Whenever we had concerns about something, she would try her best to move as fast as she could. If she couldn’t, she would refer me to the proper personnel.
The quality of the build is pretty nice. But, I was a little bit disappointed when the construction manager mentioned to me that the brick was not actually a part of the home, it was just for makeup purposes. Also, the dishwasher was not functioning during the walkthrough that we did with the construction manager. He notated that, but then a few days later I was informed that I'd be the one to have to contact Whirlpool and go through the warranty process. I find that not to be too convenient because it was already non-functioning before we even moved into the house. Other than that, it's a nice home. The community we're in is very quiet too. Everyone seems relaxed and it's not busy nor congested with a lot of noise. We're not too far from my workplace now. Also, it's pretty convenient because of some of the shopping centers that we like to go to. Overall, it's been pretty good with LGI.

I thought it would be more of an investment to go with a new build. And I saw an advertisement for LGI Homes, but I was pointed in that direction by Tom’s Realty. The realtor gave me a call and I told her what I was trying to do, and she told me that I should talk to Cindy at LGI. So, she gave me the phone number and directions to where they were, and it wasn’t too far from where I had been working out. So, I stopped by there one day to see what they were talking about, and that started the whole process.
Cindy was a very nice and welcoming person. She explained the process and how everything would go. And she made sure that I understood what she was talking about, and she didn’t go into the next step until she was confident that I understood what she was talking about. She's really knowledgeable of everything. She had the area where the house is and the whole surroundings to see. I felt really comfortable working with her and she did almost everything perfectly. Everything went smoothly.
The build of our home is awesome. Me and family love it. We're enjoying it, and we're getting into filling it like we want to now. Also, the community that we are in is awesome. It's kid-friendly. It is a nice, quiet, and lovely neighborhood. And the amenities meet the requirements that I need because I have a playground and a swimming pool within a walking distance from my house. Everything is lovely. Living in our new home makes our life a whole lot easier as far as finances because I have peace of mind knowing that I am going to own the home instead of paying the rent every month, and that makes me so much at ease. I have recommended LGI on several occasions already.

And then he tried his best to help us and brought out everything plain to us. He never held back on anything. He took us to the property and showed us the different properties. There was an AT&T box in the backyard of the one that we chose and we told him, “We don’t want that,” and he was gentle and kind enough. He said, “It’s no problem. We will find another one for you,” and they found and gave us this one. He called and made sure everything was okay. He took us right through up the closing. He was pretty good with us.
And for the closing, the project manager that came explained everything about the house and told us we can let them know about any problems and they’ll come in and fix it. The build is not bad. Being an architect myself, the body of the house could’ve been 9 feet instead of 8 feet, but that’s about it. I definitely will recommend LGI Homes. I have a few people that I told about them.

So, I really liked that and also the fact that they had 2x6’s on the outer walls. Once I finally got a hold of somebody and it was getting closer to the date of the 12th when they were gonna start taking appointments, I called and I got an appointment, and everything was good. I talked to Dave and he gave me some information. And I bugged him all the time.

We're having to pull the washer and plug it up in the hallway so we can use it. And I think that’s using more energy because the lights are flickering whenever the washer is on.
Also, they still haven't come to fix the little issues that we've told them about when we first moved. And we moved on the 2nd and we did the walkthrough on the 29th of June. The guy who did the walkthrough with us said he was gonna have someone come out and look at the things that was wrong with the house. But no one has called us about it or come by that we know of. And I kept calling.

The consultant at LGI was very helpful. He answered any questions that we had and was very upfront and honest as he could be with decisions. However, we found a lot of things wrong with the build, like waves in the wall and it seems like chips on a bunch of stuff. Still, LGI came in and helped fix all of that. They also fixed my wall. But still, it seemed like the build was kinda rushed and not looked at properly. Nevertheless, I'd recommend LGI.

We had been living in Burleson County and my husband was offered a new job in Harris County. We had been shopping for an apartment but because of the hurricane, those were far in between and there was still a lot of damage being repaired. So he decided that we check out some new build homes. We did not expect to get a new home at that time, but LGI Homes worked with us.
The only thing is that there are patio doors coming out from the living room to the backyard and I didn’t want that. It goes out to the side of the bed. Also my only suggestion would be to make an upgrade on the things that they put into the home, like more quality appliances instead of the b-grade appliances because the stove is okay, but it’s not one I would have bought. And if they're gonna put refrigerators in it for the ice maker, it’s better.
Also they didn't put up towel racks in the bathroom so we have to go purchase all that. They were in the kitchen but not the rest of the house. Those are fairly incidental things that LGI could put in that would help people out. And it doesn’t have to be the expensive ones, but just something that people could use until they get over the move and replace as they want. Everybody’s having to go out and buy curtains and stuff right off the bat so they can have the privacy. It all adds up a little bit.
Most of the people on our block are just moving in here also. And we’ve met a few of them and I seem to get along. It’s a wonderful community. This is a big little community out here. The park is nice. But a lot of people would like it if it did have the swimming pool. We’ve been talking about it. Where we’re from, they have a pool. Most subdivisions like this one has a pool for the residents in their little community. But the LGI rep did a lot of help. We didn’t have to run up and down the road constantly for paperwork and stuff like that. They handled most of the paperwork and the financing. And the overall quality of the build is also okay. They are worth checking out.

The salesman showed me the house, helped me out with everything, and told me all the proper paperwork I would need. And he was pretty much there through the whole thing. But they could do the paperwork a little quicker and have an actual walk-through. The neighborhood is real calm and I like it. My sister is in the neighborhood too and I like the amenities that they have like the park. The house is good and sturdy. But it really upsets me that I can't get grass in my backyard. They said that the higher-up people decided that these homes would not get grass and that really irritated me. Also, it takes a little while for stuff to get fixed under the warranty. But they follow up with me, so it's pretty good.

After trying several other mortgage bankers, we just didn’t find luck with our credit score and high down payments and closing costs. Dealing with LGI Homes is probably the easiest process in buying a home. They helped us out and they had great customer service. They had great personalities and they were very respectful. We worked with Brian and he was very friendly and understanding. I'm super happy with the home. But I still hate the fact that I can’t find the road entrance to my community. I understand they’re busy working. So, hopefully, that gets fixed soon. But I like how peaceful and quiet the community is.

Our experience with LGI Homes came to a satisfying end. I was looking online at a lot of places and I ran across LGI Homes site. I didn’t call them right away and I continued to look at rentals. Then as I got to the bottom of my list, I saw LGI and I took the time to call them. I had a really good conversation with them and there were no guarantees or promises. They said if we could take the time, come out and sit down and go over everything. We did and it was really positive. So, we decided to go with the next step, which took us further into the process. There wasn’t anything that made us wanna step back, and we didn’t feel pressured. They were very nice, helpful and informative. We had a couple of hiccups and they came with good solutions that were feasible, and that would stand up under scrutiny with the lender, and they were very supportive from A to Z.
We also like the quality of the house but we have to take that with a grain of salt. It’s new, and so, going into it, it looks really nice where my wife’s really happy with it. It’ll take some time for the foundation to settle, but the initial reaction is really nice. We did our walk-through with one of the gentlemen, and then we’ve done our own. We’re getting ready to start moving in and we’re excited about it. And if it holds true to its present form, it should be a really nice investment too. And I like the new home community, the fact that it’s brand new and it’s growing. I’ve been wanting to get out of the city and I have been contemplating starting a business. It would be nice if I could start it somewhere where the population is growing, and the business could grow with it. I would recommend LGI and I have recommended them to a few people. I would recommend the rep whom we worked with too.

Upon purchasing my home everything went smoothly (June 2016). I was the ideal candidate high credit score, little debt, decent job and first time homeowner. Within the first year I felt my air conditioning wasn’t working properly. When contacting the 3rd party contractor LGI has established they told me it may have been my filter (LIED); after explaining to them that is ludicrous; they did an evaluation on my unit to find there was a leak and one of the coils needed to be changed. A few months ago same issue. This time I reached out to Abacus who found a lump sum of issues that were previously overlooked and repairs cost $3,000. LGI installed an air conditioning that was damaged and wants no parts in admitting to their horrible unit. Now the 3rd party Big Tex and LGI Homes both feel neither is to blame. Don’t go LGI. They will leave you out to dry!

He was very straightforward, told me everything I had to do if I wanted to get the home and all the expectations of what the process was gonna be. The build is good and I enjoy the yard. Also, mailboxes are close and the neighbors were good. I'm right down the street from work. I'm a little bit farther away from H-E-B than I used to be, but I know there's talks about H-E-B getting closer and I have Valero built pretty close to us. I'm perfect once those get done. We were house hunting and stopped by and David, our sales rep, was very friendly, helpful and answered every question. He was also very honest, upfront and he was there for us whenever we needed anything throughout the whole process. I texted him the other day to ask about cable because I was confused because it was our first home. I was impressed with his willingness to help. I used to work in real estate and some of them were very business-oriented but David was personable and friendly.
We haven't had any problems with the quality of the build, we are very satisfied with the home community and we love it. The amenities are good and living in our new home has been a relief. We've shown people LGI Homes, we've brought people to places and things and told them how helpful David was and how easy it was.

We've been looking for houses for a while now and when we got the LGI Homes flyer in the mail in regards to them paying our closing cost and that it's gonna cost us a little money to get into the home right now, the opportunity was too good to pass up. We looked at their homes and the way they were built. The price is right, and we had to come up with very little money out of our pocket. We're currently renting a town house and we're going to be having to buy out our lease and we were gonna purchase a new house down the road.
Our home consultant, Donna, was upfront with everything and very transparent. She's been a real estate agent for a while, and I felt like her personality was very straightforward and she was trustworthy. Everything was positive with the LGI people. The main issues we had were with the financing company and the mortgage company. We didn't get our final closing statement that we were supposed to get 48 hours before closing. We didn’t get it till four hours before closing. So, we were upset with that, but overall the experience was very positive and the process moved along very quickly.
So far, we haven't had too many issues with the overall quality of the build of our home. We've had a few minor situations that are being addressed. We had an issue with the air conditioning unit, which had caused a little bit of leaking in the attic, so the builder came out and supplied us with a fan. So, we dried out the wood that got saturated in the attic, but it's caused a stain now on the ceiling that's connected to the attic. I left a few messages with the builder. He hasn't got back to me. But they told us that there's a one-year warranty on everything, and then a 10-year warranty on the foundation.
My wife works near downtown Dallas, and I work up in Oklahoma near the Epic Casino. So, I got to take 75 and then cut over to 82. And from that, my drive got a little bit longer, but we're tired of sharing walls. And we've had issues in the last couple years in the apartment complex we lived in before. We're happy with the amenities that are in our neighborhood now, so far. The pool looks nice. It would be nice if they had like a workout area because my wife and I work out a lot, but there's a gym right across the street. And down the road we're looking at building our own pool and making our own fitness center with the extra bedroom we have in our own house, so it's not too much of an issue.
We're in the process of moving in our new home. We're taking steps up there every day. So, we have an alarm set and we had a garage door opener installed. We can save money on movers too because we're able to move a lot of stuff ahead of time. My wife and I have both bought houses in the past, and this is by far the smoothest and easiest transaction as far as buying a house we've ever had. We knew going in that the LGI homes are like cookie cutter type homes, so we had to buy our own towel bars that we didn’t realize they didn’t even have. There are little things you don't know when you're looking at a house. You try to pay attention to the big details about air conditioning units, windows and doors, the subdivision, and other safety features, and there are some things that you can overlook.
One of the things that we not necessarily overlooked, but didn’t see ahead of time was that there were no towel bars in the home at all, so we had to buy our own towel bars. And the garage doesn’t come with a garage door opener. But again, the price structure is accordingly also. We had looked at other subdivisions for houses similar to what we got and even with us having to add all these little extras like the towel bars, ceiling fans, and garage door opener, we're still gonna be saving a lot of money in the long run. And overall, as far as the people and the whole experience, I would definitely recommend LGI to anybody else that's looking to buy a house and get into a new house with very little down payment and very affordable.

He said that they would take care of the things that I had to charge about and then he arranged a walked-through with the owners. It looks like it's a good quality home for the price. It looks very clean and they did keep down the construction to a minimum. They're very quick. I enjoy my home very much and it is perfect for me. They are very helpful, very friendly and offered some good solutions for everything. If you are looking for a home, I would highly recommend the neighborhood. It is great. I liked that LGI Homes was close to where we were living before written-wise so I made it closer to my wife’s work. I saw that there are new homes and they were right there, so I figured I’d swing in and check it out. The staff was very polite and courteous. The salesman seemed very knowledgeable. He wasn’t pushy. He laid down what goes on. I was trying to go to VA so he let me know the differences between that and what else they had to offer.
We didn't get approved the first time but I’m glad that happened because the house that we have now suits us way better than what we first went through. The home consultant called me when we can get approved and he knew what we were looking for. He said four plans were coming into his neighborhood and give it some time. He contacted us back and said, “Hey, the four bedroom that you kinda been wanting, it’s here. I think we got plenty of time now. Come in and try to do it again.” And it worked out. He didn’t have to go through the whole spiel the second time that we’re in there. We kinda knew it, but he was very knowledgeable on everything from the school district. He was locked on.
The first loan officer though was kind of a jerk. He was no help whatsoever. He was rude and he didn’t want to talk to us when we called. But the new loan officer, Sarah, bent over backwards and helped us get approved for this. She did her job very well and she did it far and beyond what she really needed to on some aspects.
The build can be a little better on some things, but we did a walk-through and of course, you don’t really say things that you see when you first get in there and stuff like that. Some places seem really messy as far as the stalking goes and it was real kind of a horrible job. A piece of siding around my garage is folded up. We used to live in a subdivision. I’ve been from the country and used to living not so close to people. But people are looking out for each other which is really good. I would refer people to LGI Homes.

I wanted something past 1604, and I chose LGI because of the area and the price. I was closer to my mom’s up at 90. But I do wish the square-footage was a little bigger. Everything went good with the one selling the house. Roger sold me the house and he was great. But I had a little trouble getting the guy that the contractor sent to do the work orders. And before I close, I wanted a couple of things done and they weren’t. I'm worried about the roofing and I don’t want it to leak. There’s a little overhang in the roof, and the roofing part was warped. I told them to straighten it out and the contractor just cut it in all these different angles. So now it’s a half inch off my roof, and it’s not straight. It’s like in-and-out. I’m afraid water’s gonna seep through there. But everything else has been going pretty good. Originally, I got a flyer in the mail that was the zero down closing cost paid marketing advertisement which changed my mind. If they weren't doing that and if those were the obstacles keeping you from buying a house, that advertisement opened up the opportunity. I didn't qualify for it but I still bought a home. It still at least dragged me in its sales piece. I see a lot of advertising and sometimes when stuff’s over advertised as cheap or extremely doable, zero down kinda way, it will lead some people to stir away from it thinking that it's gonna be low-end housing. So I had a 2nd guess at first but when I drove to the neighborhood, it was nice and the staff was great.
Initially, I came in and met with Joe, and he pre-qualified me. We talked a little bit about it but I run two sales teams in two different places. So, I can cut through all that stuff and went right to the house to look at my home option. He didn't need to put up a game where I carried this old sign and do all that stuff so, I made it really easy on him. We went and looked at the different locations. He was very helpful and knowledgeable. I went from there with Peter, who is the financier of the person handling the actual mortgage. He was great and worked with me the whole time. He was able to work out and overcome any kind of problems or issues. It was really fast as far as it wasn't a long-drawn-out process. They made everything quick. The contractor did a good job and I was completely satisfied.
I haven't moved in yet but I'm working on it and doing things to it. They sod all the way the front and the sides right to the back and then, they stopped. In my mind, that extra pallet of sod back there to finish the completed yard would have been nice. The things they saved money on wouldn't change the $140,000 appraisal whether you put the sod down in the back or you put a garage door opener in the house for me. I didn't pay attention to those originally and I didn't care. I just wanted a home. Now, after I'm in it, I understand it would have cost for sod to do the backyard and an extra couple of $100 for the garage door opener. It' part of the money they saved there and they pay their staff. So, even though it's fine, I understand that those are things I'm messing with now that I could have not messed with.
The community is six actual streets. It looks like LGI took over a couple of years ago on half of the neighborhood that was already built and 10 years ago, LGI came in and built the other half of the neighborhood. The part that LGI built are now as beautiful. So the neighborhood is nice. But the houses on the three streets were cheap back when they bought them 10 years ago in that neighborhood so, how the people take care of their home back side leaves you the question when you're driving the neighborhood. But in the front side when you drive in, the yards are okay and in the home that we're moving into, everything looks brand new and nice. But it's about people and how they take care of their stuff. So, we'll see. I have one more month in my apartment on the corner. So we will go in and paint an accent wall, I'll put up a garage door and fix the grass in the back. We'll start doing all the little good diligence.
My office is five miles away so the location is good. From work, it's highway to highway in the woods so even though it's not far, it has the appearance of driving out of stuff into your neighborhood. I'm hoping that everybody in my street is clean, takes care of the yard, does their stuff and keeps this neighborhood so you can keep feeling good about your home. And then, I pray every day that the one guy that you don’t want doesn't move in my coldest sec. But my wife's happy. We're gonna put up a privacy fence in the next two weeks as well. Even though Joe was good, Peter was amazing. The guy that's handling the mortgage, on personable, relationship building side, on how he deals with your patience the whole thing, everything about that guy was professional and on point. So that trickles down and I would refer them over to the people that I dealt with.

I looked up LGI Homes online and I chose it because I saw a sign that says 0% down. They’re extremely nice and professional. What you see from outside when it says 0% down, it makes it seemed like it’s 0% for everyone. I would prefer that as far as marketing goes, either if that indicates that there are some limitations or anything. Unless you are a veteran or there are some qualifications but at least that option seems to be available for everyone is what I know as far as marketing goes. It’s okay to do that, but as a customer, I prefer to be informed it or at least if the poster says so. As far as general customer service, LGI Homes stayed on top of it. They were very professional and responded in a timely fashion.
Generally, new interaction, you are assured that you don’t have to worry about getting the house inspected because there is this comprehensive inspection that is already embedded in this purchasing process, which I trust. But the day I closed, I learned that there is a leak in the garage where I thought was coming from the ceiling with some issue. Then, I brought that to their attention. Everyone was understanding about that. Roofers came once I put that out, but then that has not been the case. It’s not the roof, but rather the windows were not sealed and were not weather-stripped especially on the top floor so water was seeping through and we realized that whatever is dripping from the ceiling from the garage is basically water getting into between the walls and then findings its way in the ceiling. That was very concerning.
It’s not just one but three windows, but no ceiling, no weatherstripping. I was very much concerned about that and they got fixed it immediately. The house has been there for a few months now and however many times it rained, at least good amount of rain and moisture must have been trapped in there. I am moving into a new house and I’m moving my family in there. But now, I have a concern of a mold creation because I don’t know the extent of the damage that it already caused. I appreciate that it was fixed, but simply weatherstripping and filling it now is not gonna do anything as far as what is inside so I requested for an inspection to gauge the damage and see if we have to do anything.

He asked us to come out and said that we were not gonna waste our time to come out and chat. We went from there and he was great. LGI Homes' sales team, specifically David and Mark, the sales manager, really seemed to have our interests at heart. It didn’t seem like they were trying to make a sale. My husband told me about LGI Homes. They were nice and friendly and they were really trying to help. The home consultant was very informative and made it seem fairly easy. He answered all our questions, which is always helpful and if he didn’t know, he asked somebody. That showed a little honesty on his part rather than trying to act like he knew and give it a runaround. He showed patience also when I had questions. He gave me answers that were easy for me to understand and that helped me to understand and answered anything I wanted to know as far as how much the payment and things were gonna be. He always had his estimates. He had to really wait for it to go through the finance company and stuff. But things like that he didn’t know, he went and got it answered and then have the manager come back and talk to me and my husband, so that was good just so we can make sure we was clear on stuff.
The house had some cracks. The one level, I don’t like the bedrooms there on the front. I already told the builder that, but I know he didn’t design it, but that’s it. “Do you need a little bit more closet space? We can work with it.” Other than that, everything is nice. The new community seems to be pet-friendly and everybody so far seems nice. It would be nicer if there was more than one playground. I have recommended LGI Homes to some people.

I got all kinds of warranties with it and it’s about the same size as my house in Sun City West. It's even better insulated and it’s only about a mile and a half from my son. The sales reps were really nice and their financial officer was a true gentleman. We liked all of them and it all worked out real well.
When we initially did a walk-through, we noticed a couple of areas of paint and caulking around the windows that needed to be touched up. They took care of that so when we did out final walk-through, everything was repaired. The quality of the house is great and I like it. My son used to be in construction and he really likes the way the build is. The corners are straight and the walls aren’t crooked. They also did a good job on the concrete. We had ADT come in to install a safety system and they also said it is really a well-built house. It was about 90 down here and although the air conditioner off, it was only 76 degrees in the house. It’s insulated that well.
It’s a nice community too. From what I’ve seen, all the homes are new and people are really nice. I’m about 10 minutes from my Safeway and other small cleaners. It’s close to the area that I first lived in so I know this area and I’m not far from what I need. There are no streetlights and the traffic is minimal, just in my neighbors, and I like it. So far, everything is going real well and LGI has taken good care of me. LGI Homes have good quality homes built and I’d definitely recommend them.

Our home consultant Jay was kind of laid-back but he had an enthusiasm that showed he actually enjoyed what he was doing. If anybody else in that office had approached us and wanted to convince us to see if we would qualify, I probably would have turned them down just because of my personality and how I interact with people. We had a little bit of a miscommunication gap with LGI Homes on the loan side though. We also had a few minor build issues since we moved in, but they're all part of the fit and finish part of the program. Plus the construction manager, Jason, is spot-on in getting things done. We’ve seen him a couple times in the neighborhood. We pointed out a couple little things that we didn’t notice on the walkthrough and he had them fixed immediately. Apart from those, the quality of the build is good.

Buying a home is an investment for life, especially when you have a family. So it’s something you really have to think about very thoroughly. Aside from fulfilling the American dream of becoming a homeowner, when you have children that are growing up, you also want to save for their upbringing and their education. It’s really a matter of finding a good balance between having enough square footage and at the same time, the house being affordable, given the increase in the cost of life overall. I wanted a home that fitted into the criteria that I wanted, which were three to four bedrooms and a new construction, and I'm very satisfied with LGI Homes. I also thought that with a newly built home, I would probably have less issues in the long run than going with a much older house, which may be damaged in the course of time, especially in the the foundation and the overall house structure.
The home consultant with LGI Homes was very professional and very supportive. He was always calling back, following up, reminding me of an upcoming appointment or some document that I needed to submit, and apologizing for intruding. He was down to earth, kind and really very nice. Every time we went there, he offered us a drink, thanked us for coming and wanted to know if there was something that we needed him to do.
At some point, I was tempted to go for an older home. We had gone to visit some old homes and my wife loved one at first sight. But we went back to see it a second time and she changed her mind. In the meantime, I had called the home consultant and told him that we may eventually go for an older home and he said that he understood. By then, my loan request had been approved and he wanted me to know that I would probably not be able to recover the deposit. He also still wanted me to come over if possible and have a discussion. When we met with him, his supervisor explained to me more in detail how it would really be interesting to go for a new home. I absolutely understood that and that was how we continued.
Before we did the closing, we went around the whole house outside and inside with the construction engineer and we were very satisfied. My wife says that the appliances are the only thing that could be improved. That aside, we really like the amenities offered in the community. The girls are so ecstatic about them. I also like the quiet neighborhood. My wife would have preferred the home to be within three to five minutes of all the various stores but I told her that even though now we are driving 25 to 30 minutes to go to that place, I really like the peaceful and quiet environment, the fresher air, and the nice and calm setting. Besides, the town is growing so at some point, more amenities are going to be in the vicinity.
Before settling in for the Stone Creek Ranch community in Fort Worth, I had visited a couple of other LGI communities. And everywhere I went, they always reminded me of a certain number of core values that LGI Homes goes with. I strongly feel that they do their best to adhere to those values and principles, and that’s one thing I would like them to keep up with.

It was great interacting with the home consultant from LGI Homes but we’re having a little issue now. We have a leak from the first day we moved in and there was water everywhere. I let them know the same day on a Sunday and they reached back with us on a Tuesday night. They want to get a guy in there to check it out and fix that. They think it's something with the air flow somewhere in the roof but when we walked around, we told them a lot of stuff that they can fix and last Sunday, I went over there and we realized about that leak. Then the manager was real rude.
You have to email them and then they contact you, but you have to work on their schedule. And the roof has been leaking since you can tell where it was leaking at. A professional went to look at it and he's saying he was gonna fix it. I told him that we have been waiting for 10 months. They're gonna have issues and they have to take the wall off and redo it. And he said no. But the home community is very nice and vibrant so far and the people are good. I loved it when we got to the house. The house was beautiful and everything else was nice. There were a lot of helpful people, but when you get a problem, they take forever to fix it and when we had issues after we bought the house, they didn’t care.
Hi Julian,
We are sorry to hear about your experience, but happy to hear you found the house beautiful as well as our team helpful.

The home consultant helped us a lot and it was very comfortable working with her. Our new home community is very nice. LGI Homes provides fast service. From playground for kids to the appliances that they've given us, everything was good. It was a very nice and amazing experience. We'd tell our relatives and friends to buy from LGI Homes. They have good homes and they will help you in every way. Most of the homes provide only electric service and here you get gas service too. So, you save your energy.

We had a Realtor that recommended LGI Homes to us. She brought us to see the property, and we liked it. My home consultant was Joshua. The managers and people in LGI Homes also helped out. They were very nice and they helped me out with the paperwork. They were very patient with us in selecting our home. They walked us through everything. And every time we had a question and we called them, they would answer. We like the house, but we wish they have more things, like curtains and a bigger ladder. But the builder was very nice and the house is very good.

Our home consultant with LGI, Vinny, was great. In our first consultation, he took notes about what we were looking for long term and what would really fit for our family. He pointed out right to the Estero II model and he was 100% correct. We were also impressed by his knowledge of LGI Homes and how personal he made the experience. He would call about once a week and made sure things were going well. He got to know my husband, my son and I. We were able to contact him by cell phone, and so anytime we had any issues, we were able to talk to him. We were made available the keys to the house, so if we had questions or anything, we could go into the office, grab the keys, and take a look around.
However, the underwriting process could be improved. While that is tough anyway, it was an annoyance because of the VA section of the loan. Still, that's not on LGI and with them we have no complaints. The quality of their build is great and we've been super impressed. We had issues with the AC but they took care of that right away. Furthermore, the cleaning crew damaged one of the bathroom doors. We told Vinny and it was addressed even before our walkthrough. Everything was perfect.
The LGI Home Community we have come to live in seems pretty established and so we're excited about being centrally located. There are young families and some older families. We're excited to be somewhere we can permanently be. We feel more secure and calm that in the future, we're where we need to be in raising our son.

We were driving around and saw the signs of LGI Homes through the neighborhood. Ashley, the salesperson, was very professional and enthusiastic. She also gave us every bit of information we could ever want. She invited us to view everything, took us to every single model house and went through with every warranty before we even said yes. It was crazy the way that she went about doing it. I'm in this industry as well and I told her that if she wants a job, I will hire her immediately. She was phenomenal and just blew us away. We did not intend to buy a house that day and she was the sole reason why we went ahead and did it.
She gave me her cell phone number to reach her directly in addition to her office phone. She said that she does take a couple days off during the week because she works Saturday and Sunday. But she said we should feel free to contact her. She also gave me her email address to reach out to her, and that's usually how I do business and certain things in writing. There were a couple times when I just had to reach out to her and she answered my questions immediately. If she did not know the answer, she would ask someone and call me back within the day and so, our concerns were addressed very quickly.
The new home community is beautiful and the amenities are above anything else that’s out there around us. There are still a couple of blocks left so the construction is kinda over and it's not too noisy. We came from a very rural area in Louisiana and we lived in an apartment for six months. So this has made our kids and us happy and made life a little easier. That was the easiest house I've ever bought and I already recommended two people.

I liked the house that I saw and the location is nice. It's got a couple nice little parks. The price was also fair and add to that, the warranties on all the appliances. All were brand-new too. Knowing that I was not gonna have to do any repairs, that was the clincher. Everything about LGI Homes is good and I would recommend them. The staff was also very friendly and I had a great experience with them. I was doing a simultaneous close on my other house and that didn’t work out the way I want. So it was a stressful process but Margie, my home consultant, was always there to make things easier for me. That made the process a lot better. She was really approachable and anytime I had a question or sent an email or even a text, she always responded in a very quick manner. I was very comfortable working with her.

When we were on the 6th month into our lease, my wife and I decided to buy a house. My parents always taught us that if we could buy something new and we could afford it, might as well. So, we decided to buy a new build. We Google-d for the best builders in Austin and LGI was number two. We decided to make an appointment with each of the the top four companies and test them all out to see who was more personable and who really catered to us. We wanted someone who cared and LGI took the cake.
It was between LGI and Meritage. Meritage was all about selling. The ladies were nice, but they didn't really care about trying to find a house that fit us. Then with LGI, the gentleman that initially contacted us wasn't very aggressive. We wanted the person to be aggressive and hungry, but he wasn't. He wasn't interested at all and was very passive. We agreed to meet with him here at LGI in Manor and when we did, he wasn't available. So it happened to be the other guy, John, that came out to meet us and he was the guy that sold us the house because he was amazing.
The salesman and everybody in the LGI office here should be like John. They should focus on the person and on what the client needs and what fits him best, instead of trying to sell him a big old house. I was very comfortable with John. He knew his stuff and he knew everything about the houses. I could ask him about dimensions or the square foot of the tile, and he'd know it. Any time I had a question, whether it'd be at 8:00 at night, I could text him and he'd give me an answer or tell me he was off and would get back to me as soon as he got back. He would also give me his manager's number or a manager would call me and they would take care of us right away. We never waited more than a day.
We have a one-story home with a two-car garage and a pretty big backyard. So far, the quality of the build is good. The kitchen is amazing and beautiful. The living area is really big and all the rooms are nicely sized. The restrooms are very nice also. But when they screwed in the shelves in the master closet, they made a hole and they tried to cover it with the screw. They didn't try to seal it and make another hole. We also have six other things that they need to come look at. But they are all just little things. The construction manager contacted us on Friday and he wanted to come by but we were so busy that we missed him. Besides that, everything seems good.
The community is nice and we like it. We like the pool, the park, and the fishing pond, too. The people are very nice, they're middle class, we feel comfortable. We are happier now and confident that we have our own place. And we can remodel whatever we want without someone telling us we can't paint this wall or we can't have too many dogs. We can do what we want but within limits. We highly recommend LGI to our family and friends. We'd tell them that LGI will try their best to get them in a home that fits their family pretty much and with their budget.

A realtor gave me listings and one of the houses happened to be the one in the neighborhood. Whenever I went around the neighborhood and saw that it was LGI so I gave them a call. At first, it was rough. I scheduled an appointment with the guy named John, but he had been sick and I wasn’t hearing back from him. But I got helped by a guy named David. I was comfortable working with him. I liked the fact that he was straightforward and he gave me what it was rather than trying to get my hopes up. But he kept forgetting that I was a veteran every time he talked to me and my wife about things. When it came to my credit score and other things, we were always kind of scared because it was like, “I thought you said we can go as low as 520. We don’t have to do this. We don’t have to do that.” And he would apologize for forgetting.
We got a brand new build since a newer home comes with warranties versus an older house where I have to pay for a third-party inspection just to make sure everything is working. With the LGI home, the house looks nice from the outside and inside. But once you have people moving in and they put the furniture in there, everything like the imperfections starts to truly come out. Either the materials could have been better or the construction workers to get the job done.
I’ve only been in the house for three weeks and the quality sucks. When it comes to the sheetrock and paintings, all that you can tell is how bad they're like. When I’m downstairs, I look up at the ceiling and I can see where the 2x4 were at and all the bulge and everything with it. It might be too hard for us to take. It’s just ugly. In a sense, I kind of regret going with the guy because of how poor the work is. And the construction guy lied. I know I had some pieces of wood, the little plank that they put up for the fence. There were some that were loose because they were blowing in the wind. The guy said he was gonna put a screw on them but he never did. And I never went to go to check because I believed him at first. But one day, I came home and those things were all over the ground. When I checked why it came off, only one screw actually hit the 2x4.
Also, there are way too many bugs in those houses. It’s brand-new and there are spiders everywhere. There were some little ugly bugs the other day too. My kids wake up screaming because there are spiders all over them. It’s ridiculous. LGI should treat the house better before people move in or call a pest control. Now, I have to find someone to do all that. But my wife and I like the community. It's quite and everybody is nice there. People-wise, like in the office, they're great at LGI and I highly recommend them. But when it comes to like being satisfied with the house, I’m not willing to recommend anybody.

I was driving around one time and I saw a sign that’s saying LGI Homes. I see some things on a website, on Facebook and I went ahead and looked. The price was pretty good and houses were just perfect. I tried to get a new one and I think it’s the best thing. It’s gonna be almost the same price as an older house or used house in the good areas. LGI didn't have the house that I wanted to own in the city. I got one that is probably 30 minutes out of the city, but my kids and I don’t mind moving. We can change and do something different. Plus the house is just beautiful.
The sales rep, John, became my best friend. He was there and anything that he asked me that he needed, I was always back to him like, “Here. What else?” We can always communicate and I love that. The communication that we have is like a brotherly communication. Some salespeople are there right before but they forget you after. But John is still there. He still calls, checks on me and sees if there’s anything else that he can do to make it even better. That’s good enough for me. He's great and I love him.
LGI Homes helped a lot. They never gave up and I never gave up either. Some customers and sales reps give up sometimes because the stuff that one needs can't be given. But that never happened. John and I both work hard and he was the one who was always saying, "I need this. Can you give me that? Did you send it already? Everything was fine. Anything else?" We were always communicating through text, email, and phone.
The house is fantastic and I’m happy. I also really like the community. It’s growing and really fast. Over the week, you're kind of busy going to work then coming back. But you see on the weekend that they already made almost the whole street and it's almost finished with all of the homes. It’s getting bigger and a lot of people are getting a new house. The community is getting better. And all that we have here like the pool and the clubhouse are great and my kids are very happy with them. I am thankful to LGI. They are the best thing right now. They never lie, they'll help until the last minute and they are always there.

I like the idea of having a fresh start, a brand new house, everything newer not having to replace the roof right away. I really like LGI Homes' location however, my interaction with their consultant was horrible. I panicked because they told me there weren't any more of the model that I was going to get, the Bookelia, until July 31st when I have explained to them that I'm a school teacher and that's right when I'm going back to work so that's not going to work. So, after a lot of drama, I was able to get into a Bookelia. It was a brand new house that was across the street. I was told that I'd be able to close on the house that I was selling, and then the one that I was moving into, I could do the transactions on the same day, but that didn’t happen.
The quality is not great and Manny, the person I had to deal with, was not great to work with. I don't know if he just doesn't know what he was doing or what. They claim they never had a situation where they put somebody in the wrong house but LGI had miscommunication. Right now, I have a giant crack on my tile and they are trying to say it's a settlement crack, but somebody didn’t do the concrete correctly because the crack is giant and deep. It's a big piece of tile in the bathroom and then there's also a big line going down from the tub to the door in the guest bathroom. LGI reps are telling me that I can either wait for 10 months to put in the order because I'm only allowed to have one repaired for the floors in a span of time or they can fix it now. But then if I get another crack, what am I supposed to do? So, I'm blocked into having to either fix the situation or wait 11 months. It has not been a good experience at all. I love my home, but it has been stressful.

LGI Homes is a despicable company. I now have no home to move into and so far no offers to remedy this situation they have put me in. So initially, the salesmen are very nice and helpful. I get everything signed at the beginning of the process, they put me on track with a loan company to get all my documents submitted for loan approval. I get all that done in a punctual manner. I was supposed to close on May 28, which was Memorial Day. On Sunday the 27th, I went into the office to get a key to show my house to a friend, and they said “oh, you can’t close tomorrow, it’s Memorial Day.” And no one would have thought to reach out to me about that? Okay.
So I think whatever, no big deal, hopefully I’ll close on Tuesday. I call on Tuesday and get confusing information about why I still couldn’t close. I’m informed that they needed to install a back-flow preventer for the sewage in my house, given the elevation of the property. This piece of equipment is no guarantee that sewage will even go where it’s supposed to. They’re waiting for approval from the city, who was initially unwilling to sign because of the potential damages caused by a lack of a proper septic system. They refuse to install a proper sewage system. So basically it’s a defective house.
At this point I can’t wrap my head around the situation or what the real story is. My dad (a lawyer) eventually gets in touch with the Tennessee Vice President of LGI Homes, who also gives him a vague explanation. He says they never had a certificate of occupancy before putting the house on the market, which is something you need before even trying to sell a house. Was this somehow overlooked, or intentionally brushed aside? That's still unclear to me. My dad tells him that it’s LGI’s fault for not disclosing this information to me, and for failing to be ready on my closing date. The VP says “well what do you want me to do?” He refuses to take any responsibility.
My dad then emails the VP asking for an explanation of the situation in writing, namely asking what the problem is as well as for a proposed solution. The VP then calls my dad and insists he doesn’t have to tell him anything, and that if I have a problem with the sewer system then I won’t close on Friday. So I now have no home to move into and all my stuff packed up just sitting in my current place.
This whole situation is sketchy, deplorable, and heartbreaking. I have been working for the last two months with getting all my documents together to apply for this loan, cleaning my house, packing, changing my address, buying paint, etc. I am extremely disappointed in the unprofessionalism shown by LGI Homes and am considering taking this to the press unless they remedy this situation.
Hi Laura,
We are sorry to hear about your experience. This is neither the typical process that our buyers go through, nor a manner in which we like to conduct our business. When I went there, Jerry checked everything and said I'm qualified for a house. He then showed me about three houses and that was it. It was pretty quick.
The house I got was basic. But one complaint I had was we couldn't install cable on the TV. The Spectrum guys said there was no connection because there were no wires. I was expecting that there would be a connection for cable in every room, but the living room and the master’s bedroom were the only ones that have connections and the others had none. So, I had to pay extra to install cable. The garage also had no motor, and I had to do that. Then, I installed the ceiling fans because the bedroom didn't have them. Other than that, the house is brand new. The community where we live in is okay too. It's quiet. It's closer to where I work as well and that's the main reason we moved there. I'm gonna refer LGI to so many people because Jerry was good and he deserves the credit. I asked him for business cards so I could give them to friends.

I spoke with a home consultant and he would set up an appointment to come back and view some of the model homes. He was very nice and knowledgeable. I was really satisfied with everything, with the whole experience.
But there were no blinds in the bedrooms or the windows other than the front of the house. The house didn’t come with a doorbell too. I wished those could have come along with the house while it was being built. But I like the community and living there. My commute to work is a little bit further than what I was used to but it doesn’t really bother me because I liked living out, kind of in the country, away from the city, where there’s not too much traffic other than on the way home from work.

We got approved fairly quick and it went pretty smooth. When we moved in, we completely ripped out the inside. We put floors down and if you walked in here, it doesn’t look the same at all. But the structure of the home seems really good. We got a good look of the foundation and everything else. It was put together well.
And everyone around in the community is really nice and the property seemed to be maintained. Buying our LGI Home made life a little bit more simple and less complicated. We had gone in to inquire and the salesman was phenomenal. So, we got reeled right on in. He was very honest and straightforward and really went above and beyond to help us to get into the house. The management was very helpful as well. We had a couple of scares because it took them two weeks to get my husband's verification employment back to him for the lenders. I went in to the office and asked them what would happen next. I've always heard buying your first home is probably the most stressful thing you ever did. We've upheld personally our end of the progress and they told us to be patient and that we were okay. So they really calmed us down and told us we have nothing to worry about and that everything is going to be fine.
So far, everything is really good. I really like the quality of the house. But they didn’t put grass in the backyard and blinds throughout the whole house. This is my first home so maybe that's how it works. I wouldn't know that but that was one of the things that I kind of looked at funny. Our area is pretty quiet and it's really close to our family. So we really enjoy the community. I do see that there’s gonna be a lot of growing for my husband and I and a lot of fun, for sure. It's also perfect right between mine and my husband's jobs.

Charissa was the one who guided me and Richard was the one who did the loan work. But they were so much fussy about the paperwork or during the closing. My husband and I work, and they didn’t let us know what they needed and every other minute, there was an additional requirement and then when I send one paper, they would say I would need to send this or that within the hour. And they want everything in their way. There was no handling it our way. The processing was a bit tough for us. And the actual home's concrete on the backyard is single and very small. But we are enjoying the house. It's the first home we bought and we feel great living in it.

I wanted to buy something at this location and LGI Homes was the only one that has something here. Also, I have a friend that was buying from them as well and he was very happy, so I trust them. The home consultant was great, awesome, very special, very kind, and she answered every question, replying to email as quickly as possible. Even when I called her on the cellular when she was not working that day, she still helped me get things going. That was the first home I bought through a builder and it was really perfect. The house is very standard but everything is good. The community, on the other hand, has a nice park outside, which is good. However, they can really improve the gardening and everything in between the houses, and on the sidewalk. They are very basic.

I got something in the mail and I saw that it was a great opportunity where LGI would try to help you get a home that you can rent to own, so I was very interested about that. The home consultant was very nice and always called to check up on me. If I had any questions, I called them anytime and they made me understand what was going on. And they were understanding. They knew I was nervous so they calmed me down and talked me through it. They were there for me and that was what I liked. I felt great working with them and everything was really clear.
I love the quality of the house as well as the new community. I liked the new build and being the first one in my home. I ain't gotta worry about wear and tears or other different families being in the home. Mine was the first one finished on the street. So right now, it's kinda quiet and I love it but I know when I start getting neighbors, it might get a little noisy which is okay. But in the beginning, people got a lot confused with my address and they couldn’t find my house. It’s slowly coming together though. When LGI gets a new subdivision, I would want them to get all that in place so it won't frustrate us so much. Other than that, it was a great experience.

My husband’s parents were buying with LGI Homes so they referred us to LGI. Mark was our home consultant and he was really nice. He explained everything to us and made it really easy. He also gave us his number for any questions we had and texted us with updates. There were some problems with the title company and it happened a couple of times but I don’t think that was necessarily LGI’s problem. They were the ones that reached out and said, “Hey, you need to come back, some papers weren’t signed.” It all worked out all right. Also, LGI was really fast and we got the house in a month.
The house is good for the price. They came and they fixed a couple of things after the closing but for the most part, it’s pretty good. And the community is nice and quiet. Even when they’re working outside and still doing construction, you can’t really hear them inside the house, so I like it. I have to drive 30 minutes to work, but that’s not as bad as some of my other co-workers. It’s a little bit out of the city but it’s still okay. It's our first home and we moved in right after we got married, so we’re happy here.

I was called by someone at LGI Homes to get my side of the story, and the following day received a call that they decided to return our earnest money. I have to say that I was pleasantly shocked. I am very grateful they decided to do the right thing. I increased my "star" rating from 1 to 2 stars, still dissatisfied at the behavior of the manager who broke every line item of the mission statement. However, I am glad to say this has been resolved and thankful for the outcome. I would still warn others who may be here reading about the company, to do their research and be prepared before venturing in to LGI Homes - I would narrow it to Dallas GA, but I've read so many other reviews in other states where the same type thing happened.

High pressure to sign contract; push, push push for a closing date within 29 days which we did not want - I requested a later one and it was denied. Sales guy was wonderful and nice. Found a home but it was a lot higher than I wanted. He said "well, let's see what we can do" saying the lender might be able to work some magic. Plus they pay ALL closing costs (which in my opinion are inflated to make it look like they are giving you more than they are). Found out these homes do NOT include an ice maker in the fridge or ceiling fans in the rooms or a garage door opener or gutters!!! Can you believe it? We didn't know about the gutters till we signed the contract.
The day we went to talk to their lender, when we brought our agent, she and the manager ended up in a screaming match, making us so uncomfortable and sick to our stomach, we just walked out. Lost our earnest money. Emailed sales guy to ask for earnest money back - my husband is a disabled veteran and they really shouldn't have put the contract in both our names - just mine since I'm his fiduciary agent, but I didn't think of that at the time. I haven't heard from them since I emailed. The manager was arrogant and pushy and had ZERO and I mean ZERO customer service. I found the house listed on Zillow for a thousand dollars less and he said it was a clerical error and we could report him and he'd pay the fine but he wasn't honoring that price.
We asked for gutters and he said "NO because we don't have to". So much more happened that left me feeling SO sick, especially losing the thousand dollar earnest money. If they had any integrity, honor, or customer service that they PREACH to you in the beginning, they'd return the earnest money but this builder is all about the money. Herd people in like cattle, rush you to sign, rush to close, and they don't care one bit about you as a person. They just want your money. They are liars and thieves and I wish I could warn the world about them. The manager said "this is the way we do business".
Hi Elaine,
We are sorry to hear about this situation. As you can see from the 500+ five and four star reviews, your experience is definitely not indicative of typical LGI homeowners.
We wish you the best of luck on your journey to homeownership and hope that you will consider us again in the future.

We looked in a lot of different homes but there was nothing on the market that we liked. Then a realtor found LGI and we liked their new build home, so we went with it. They’re a great company and everything was smooth. We're happy with the house and the quality of the build looks good. But they didn't mention that they wouldn't put a back garden. That would have been nice to know as I could have done that before we moved in. They also didn’t supply garage door openers which they should tell people, so that they could take care of it beforehand instead of after. It would be nice to have manuals to all the appliances as well, than to have to search for them online. That’d be handy for somebody old school like me. Other than that, there's a park down there and it’s great to have one so close. So far, we’re enjoying our experience and we’re happy to be there.

I bought this home and it came with nothing, wallpaper for flooring, cheap and uneven Formica counters, the shaggiest cheapest rugs in all rooms except for where they put wallpaper on the floor, no kitchen vents, limited windows, These homes are built by unskilled and probably illegal aliens. While we moved in to our home, I watched them fabricate the houses close to mine, I have worked in construction industry for more than twenty years and what I saw shocked me! These homes are constructed quickly and poorly like a cheap lego set, with poor masonry work at best!
The roof is not of pure plywood but rather, pressed board and put together like a stick figure with minimal nails and screws. There are no gutters so when it rains it pours by all entrance ways and on to the foundation. the roofing is made with the cheapest roofing paper and tiles. The plumbing is sloppily put together and it leaks in master bathroom and kitchen, sewage lines are narrow so the bathrooms get clogged easily, The brand new AC unit sounds like a 30 year old meat grinder and poorly cools the home. As I mentioned before the core of the house the walls and foundation which now have cracks along the master bedroom walls and garage flooring.
When I complained to the maintenance manager about the cracks in the exterior walls and foundation, he told me there is nothing LGI can do about the cracks in the masonry work because the cracks are not bigger than an 1/8 of an inch! REALLY A HOUSE JUST 14 MONTHS OLD should NOT HAVE ANY CRACKS IN ITS WALLS AND FOUNDATION! They do not filter people so you will get riffraff for neighbors who don't mow their lawns and are slobs. In just the past several months I have seen the police come to our neighborhood to investigate and uphold the peace and this is a brand new community. I'd hate to see what the future has in store for it crime wise. DON'T BUY FROM LGI HOMES. You will regret it as I have.

My wife looked around and felt that LGI had the best prices for what we were looking. The home consultant, Sarah, was outstanding. We can’t stop raving about her enough. From beginning to end, she took care of us. Any questions we had, she was there. And it was true, honest questions. She has a house somewhere to ours and we were able to do comparisons which was nice. We’re very, very happy with it.
But the loan application process could be improved. The young lady who handled our apps side of it from them, it was a train-wreck as far as I’m concerned. Having to refile sensitive information more than once is very disturbing, very perturbing, especially when it comes to my Social Security and driver’s license information. But other than that, everything else is good.
The house has solid foundation. I like the walls and the painting. I did not realize that my floors and the counters weren’t laminated, or how thinly laminated they were. We’ve already experienced damage when we had our movers move stuff in. They were sliding our fridge in the place and it ripped a huge chunk out of paper thin linoleum. Other than that, everything else I’m super happy about. The foundation is excellent and walls are great. We’ve actually went through a F1 tornado and the house stood well. There was no damage into my fencing and no damage in my windows, walls or roof.
We’re making the movers pay for the damage since they were the ones who did the damage. But then nobody explained to me how thin our floors were. Me and my wife, we’ve been together going on six year and this is the happiest we’ve been. I look forward to going home to a home that I own, not somebody else’s home. Even my puppies are excited. I haven’t seen my puppies this happy in three years. Overall, the quality of our lives has increased dramatically. I’m lost for words for it. It puts a grin on my face.

I needed to bring home my five family members to Texas from Puerto Rico in such short notice after the hurricane. I tried to get another room at the place that we were renting at and it was too expensive. Then, I went to see the new homes and I found that I was about to pay almost the same for the new home for us. So I decided to take that one. Chris, the home consultant at LGI Homes, was good in explaining clearly the pros and cons, giving the information, and guiding me as a buyer here for the first time because it's different back home.
Then, we went through some papers regarding the different floor plan and prices, and we went to the actual home. The process was professional and I understood everything. I liked it. Chris was also able to answer any question that I had. The quality of the home is really nice and I love it. It's beautiful and I like the kitchen, the counter top, and the details. I also like my room and my daughter's. It was a wonderful experience overall.

I moved to Georgia a couple years ago and the house that I was renting was older and falling apart. It's such a headache having to deal with fixing it. Last year, I was playing around with the idea of buying a house. I got online and I saw the LGI Homes ad on Craigslist. They sounded too good to be true. So, I called the Cartersville location and went up there and talked to them. The consultant that I worked with was good, always very helpful. He was upfront with everything and worked with me every step of the way. If he doesn’t know the answer, he’d always get back with me.
However, when I went to do my final walkthrough, the rep shut off the water to show me how to do the winterizing thing. Ever since then, I have air on my pipe. So, I’m trying to figure out what to do with that. On the other hand, my kids love the pool in our community and the park is more geared for my three year old. I work full-time and go to school full-time too. On top of that, I’m a single mother so I have my plate completely full. But I feel that LGI bought the house for me and their reps were always very responsive. If I had any questions or concerns, I'd just make a phone call. If they didn’t answer right away, they would get right back to me as soon as they could. I’d definitely recommend them.

I saw LGI Homes in Craigslist but it was really Toby, the salesperson, who was the reason why I went with LGI Homes. He did a good job and made me so comfortable in my decision to buy a house. He was in connection with me really well on a personal level. I called him at 7 o'clock at night when I found out that I got my credit over what I needed it to be. It was his best friend’s birthday party and he still answered my phone call. The person who walked me through my house was great as well as the one who walked me through signing the closing paperwork.
A new build came with warranties but I’m a little concerned. I’ve been there two weeks and I’ve had a massive leak that cost me damage to the carpet and to the structure under the sink. They’re coming in to replace it and they’ve been speedy about the fix but that was unfortunate. Also, when they cut open my wall, there was a bag of chips inside. But so far, the families are nice in the community. I wish the back walls were taller because I can see half of my neighbor whenever I go in the backyard and I don’t like that. But it’s working out. Also, there are no basketball hoops in the park and the slide is very small. The grass is nice but the park should be bigger.
I just closed on the 30th so I’ve only had a couple of weeks to try to get in there but it’s a lot closer to my work. So, it’s been nice. Everything went really smoothly until this little hiccup with the build but their recovery time was really what’s making it worthwhile. I’m super happy and I love the house, the warranty and having insurance.

We never thought we'd own a home so being able to actually own a brand new house that nobody has lived in before was what drew us to going with a new build. We had a realtor, Tim, and he showed us a listing. When he showed us our current house, we loved it and so we went in. Once we saw it in person, we fell in love with it again. Our home consultant was Larry and he was a good guy. He definitely knew his information at LGI. He sold us on the community, the amenities and the service on the growth potential for that area. So, he was real pleasant and educational. He took us to about eight or nine different homes, the only way to do it so he was very helpful.
So far, I really like the quality of the house. There was an issue with some paint and there was a leak somewhere in the roof but they were taken care of right away. Also, the house is in a nice neighborhood, and it was one of the things we were looking for when we decided to move. We haven’t had a lot of opportunities to meet our neighbors, and one thing I'm hoping for is that a lot of families move in that have kids so that our kids will have other kids to play with. We're happy, waking up every morning knowing that we own a home and not paying rent anymore. Plus it's helping us teach our kids about taking pride in our property, that it's something that we own and that we need to take care of it because it's going to be ours forever. We've been talking to our family, and I have one who's looking for a house and we've been talking to her and trying to get her out here at LGI with us.

I like LGI Homes' warranty and the confidence in knowing that my new home will be backed by a builder. LGI Homes was the first we contacted and we like the closing cost so we've worked with them from the beginning. The home consultant was sincere, he went through all the steps and everything about what the company was built on, where their main focus is, and showed the area of the house we were thinking of buying. He went through the whole process and whatever we needed. I felt comfortable working with him from the beginning. If I have any question, he responded back quickly. And everything was taken care of before we signed any paperwork.
The quality of the build was good although there were small texture defects here and there, but everything else has been decent. It's been two weeks, but they still have to put some things that were missing from outside. The construction manager said that if it went through at orientation, I shouldn't have to worry about it, so I'm waiting. However, our community has no amenities. I just wish the entrance was a bit better. For how nice the homes are in here, I feel there should be a better entrance. The entrance doesn't do any of the houses justice. Nonetheless, our home is wonderful. The neighborhood is really quiet that you can hear a pin drop. I already recommended them to a couple of my friends.

They set me up with Mike and everything fell in place. Mike was always there if I needed anything and Jeff, the construction guy, explained everything. All the office people were very knowledgeable and answered every question I had. So, they've done an excellent job. LGI Homes was very helpful and got everything done quickly which was a big help. They took care of everything and knew what needed to be done. They had everything set up in place well, everything flowed easily and they had a great process in place of how everything goes which made it very easy. Everything went smoothly and the experience was good.
The build was good and there were some little flaws here and there but nothing that cannot be corrected. It wasn’t as soundproof as I thought because when I came in before, there was no noise so you can’t hear anything but I’ve been hearing more noises. The front door could be sealed better to keep some of the noise out. Other than that, the layout is nice and spacious. I like the way the inside is and the landscaping outside. I'm not good with plants but they look very nice. Before we moved in, Jeff came right by and said the front looks too plain so, he asked about changing the landscaping and we agreed. They changed the landscaping and it looks a lot better now so that was a nice change.

I was hoping to get a better efficiency with a new home and wanted to break in the home ourselves. We saw LGI Homes when we first came about a couple of years ago, and we inquired back then. We were looking at another house in the same road, Starlight Homes, and then drove up further. That’s when we saw LGI and they had already built homes. I dealt with two people and they were good, helpful and knowledgeable. They explained everything very clearly and I was very comfortable working with them. They’re the ones that convinced me not to go with Starlight. When I noticed something that asked if I still wanted to consider and found out what that meant, I said no and that I wanted a 30-year fixed rate with no adjustment. The reps also got back to me very quickly when I had questions.
However, we just found out certain things that we wish we had more time to look over, like the toiletry rack, the towel rack and the doorbell. I kept wondering why everybody was knocking on the door instead of ringing the bell. Then we realized there was no doorbell. Also, the community was going good until last night, when we saw a cop pull over somebody’s house and speak to someone. I was hoping nothing’s getting crazy up here. But other than that, it’s fine and we like the home.

I have another one that's closing on the 31st. LGI has good customer service and working with them has been pretty smooth. Teana was my consultant and she was spot on. LGI made it easy for me and for the buyer to get into so everybody was happy. They had incentives because it was a new construction. My client was able to get in with very little money down and out of pocket. She's a single mother and was a first time homebuyer. LGI was helpful in guiding her and she went to a couple of THDA classes and that helped out as well. They were overall very knowledgeable and a great one-stop-shopping turnkey. The quality of the house was pretty good too although there could be some improvements here and there but I'm picky. And those would probably be considered upgrades.

I’m getting older and I hope to retire in about five years. So, from my point of view, I should have very little trouble with a new home through my retirement. I’ve owned three homes, but none of them have ever been new. So, it’s nice to have a bright, shiny, new home. I did look at a lot of other builders online and I just decided to go with LGI Homes, a location I wanted, very close to work for me. Although it’s in an older part of town, it’s a new subdivision. Their rep, Cynthia, was great. She was very nice, very friendly, and very helpful. And Bernadette, the lady who handled the loan for me was great too. I was real impressed with the home. The gentleman that I went through it with the day before closing did a very, very good job. He was thorough and nice guy to get along with.
So far, the quality of the build seems fine. Time will tell. There are some things that irk me, but I can live with them. One is the closet door in the master bedroom opens inwards, which is crazy, because to get to everything, you have to go in and practically shut the door. I’m planning to have a carpenter come out and rehang it so that it opens outwards. And then the placement of the air conditioner seems a little odd because it’s upstairs. It’s not right next to the master bedroom. The hallway is in between the master bedroom and the air conditioner. They should have put that downstairs or out in the garage, because it’s pretty loud. And then when it gets going, it settles down. I thought that wasn’t too brilliant. It doesn’t bother me, but I know someone personally who I have come over occasionally who would not be able to handle that at all.
For now, there’s not a lot of people living in that community. It’s funny though. One person across the street and down a bit, diagonal to me, did holler over to me about the first day or two I was there. He just yelled out, “Howdy neighbor?” And I thought that was really nice, friendly. Overall, I’d recommend them. They’ve got some spaces blocked off for retail space which is really cool if they get that going.

A new build house allows membership in HOA and the location is available in the Albuquerque area. I needed somewhere that's gonna be remotely easy and accessible to get to work to and fro. I purchased from LGI Homes after knowing about them from Zillow and my choices were slim pickings. There were only two options, the houses or a townhouse, and my agent and I decided to go with a townhouse. It had everything I was looking for so I moved forward and used my VA home loan. The home consultant helped me secure the one that I wanted because they have a first come first served policy. There were 3 available for the one I wanted and I particularly want the one on the corner which other people were competing for. He told me to expedite and give my $500 deposit down or the earnest money or the 500 down.
However, we're supposed to register the serial numbers and model numbers of the kitchen products which includes the fridge and dishwasher, and I'm having a hard time. The website is not working, so we can't register online. And when I tried to call their two numbers, no one answers. I had to use the chat feature on the website and the young lady I spoke with said that they're having problems with the website so I gotta email my closing papers in. So, it's not as easy as the instructions on the brochure had stated, but it's not LGI's fault.
When they said I'm meeting with the builder, I thought he was the one who built the property or building. But I talked to a builder who was lower on the payroll. He was a proxy builder. He came in, gave me some insight, and he was very nice, intelligent enough to tell me about the garage door and all of the components with the AC.
Nonetheless, I'm very impressed with the quality of the build of the home and it's very quiet. The number one concern for me even considering a townhome was the wall. I wanted to make sure I had enough distance between my neighbors and myself because sound is probably the biggest issue. I've had a bad experience in apartments but the LGI townhomes are quite built differently. They had to go over that with me as far as the distance and cinch installation, the gap, the 2x6, and that was important to me. The security of the way the walls were built was my concern. Then, I also have high ceilings and granite counter top. I was taken by the very exceptionally well done kitchen. So, I'm satisfied overall.
The mortgage was right within my sweet spot in what I was looking for. Also, the HOA wasn't really that high yet and the PID tax appears to be already included into the overall cost. So that was the big issue as well. Contrasting between buying a home and townhome in the way LGI had it set up, one might say that the PID is on top when they gave the figure for the house. In one of the houses I lived before, it was 1,400 a year and I paid yearly or monthly but they put that on top of the regular mortgage payment monthly.
I called CenturyLink to hook up my Internet on Saturday last week and they came out on Tuesday and they told me that they were not able to hook it up because apparently, there was a set up on the lines of the telephone and the cables. The technician communicated with some of the agents and the reps in the LGI office and they didn't really have an answer. So I talked to one gentleman there who was really close with the builders and he had said that the gentleman who built these had been building them over 20 years and so there shouldn't be a problem. I had to reschedule with Comcast. And then the next day, I unloaded some of my property back and I noticed that CenturyLink was hooking up on another condo or another townhouse there so I didn't really know what the problem was or if this has anything to do with LGI. Still, it was a big upset.
As far as the community is concerned, there's not a lot of people living in the area now and it is one of the least lowest crime rate areas in Albuquerque. It's sort of the more upper side as far as the east side of Albuquerque and that's pretty much what I'm gonna benefit from. All in all, I'm very satisfied but I'm also very intuitive and critical especially if we were gonna spend this amount of money on a property. I wanna make sure everything goes smoothly. There are some things that could have been better but overall, everybody seemed to be nice and really friendly. They really wanted me to feel comfortable and have the right information, and they provided that.

An LGI home is affordable and the home consultant is awesome. Except that she was moved to a different location before the close and so she brought another closing assistant just to help her around. The first day they drove us by the park and told us the hours people can hang out there. But we’ve also had a few issues. I’ve had to put in some requests through the LGI site but there’s a lot of homes in the area. The technician gets other requests for things so it's usually between five to seven days that we get a callback to figure out how to solve the issue.
Some of them are very minor. We've had issues with the door, the bolt not lining up with the receiver but then we’ve got some settling dirt in the backyard where we can see underneath the concrete of the front porch. So it’s starting to cause a gap in between the driveway and the lawn and I don’t want it to ruin the structure of the house. The tech said he had some other homes in the area that were gonna have some dirt coming in backfill, but it should have been figured out before. I hope that these are the only issues. And once they are fixed never have to be addressed again.
It seems once they started the house they didn’t finish it before they moved down to the next one because we had already closed on the 30th and we still have yet to have that little accent pieces attached to our garage door. We had a guy come out last Friday to look at the garage door. The handles on the outside of the garage door are only bolted on the top but bolts aren’t bolted in the bottom. And there’s no nut on the back so they’re just loose handles.
There’s supposed to be accent pieces on the side to make it look like a barn door and they’re not on. There’s also a little bit of paint on the door of the cupboard in the bathroom that should have been wiped off. The final walkthrough could have been a little smoother. When you’re spending that amount of money, you expect it to be done and complete. It just doesn’t seem to be move-in ready and we had already closed.

I came from Michigan where the pipes are really bad throughout the entire city. I had to give up my home because of that. I didn’t wanna take the chance of having anything wrong with a house before I was able to enjoy it and when I get an older home, I don’t really get a warranty. It’s as is and I’m not in the position to do as is so, I felt building one would be the best way to go. Also, a friend of mine bought a home and dealt with Chrissy, a loan officer. And that was also a reason why we did it. Working with LGI Homes has made things a whole lot easier. LGI was the only place that was building in my area. Chrissy was really good and a guy named Jason was really patient. The entire experience was long but it was cool. I ain’t had a home built for me, so that was pretty special.
However, it's important that LGI should have a little more openness on the process of the loan about what's going on because I was in limbo for a bit, while Jason was trying to work some things out so he could get me approved. Also, the homes have the same amount of value, but I didn't get the same amount of amenities. I didn’t want my house to be exactly like the person's across the street but I couldn't pick the kind of flooring when building and my house is the only one in the area that does not have a patio or any kind of back porch.
Other than that, the quality of the build is really nice and the community seems safe. I have left my door open two times and everything that I left in it was still in it the way I left it. I was happy with that. And I feel better that this house is mine and that I live in a community where other people feel the same way about their property. I don’t have to worry about coming home and seeing a tractor in front of the house next door or a car graveyard. It’s a wonderful feeling.

We were looking for houses on the Kyle area and we wanted a new build because of the warranty thing. Also, when you get a house, you'll have it for at least a 30-year period. And if you get an older home that's 20 years old already, by the time you pay it off in 15 years, it's gonna be a 45-year-old house. When LGI Homes popped up on Facebook, we saw that they were in the Kyle area so we decided to check them out. The home consultant who assisted us was really good and helpful. The steps they took were a little modernized but she was always there to help out and she assisted us on many things that we needed as well as on any questions we had.
We just moved to our LGI community we haven't had time to explore it yet. But so far, it's great and they got a lot of stuff going on. To me, there are some other stuff that could have been added to the house for the price we got it for like a garage door opener and ceiling fans. And they could have put blinds on all the windows but they only put three. But other than that, the quality is good and I would recommend LGI to a friend or a family.

We had previously purchased a town home and we went through the process of maintenance and repairs, and we figured that when we bought our first single family home, we would want to use a new construction. The service at LGI was incredible. I liked the fact that you could go ahead and go through the financing process and loan process at the builder's site, which made it very convenient for us instead of having to go through a different financing company, meet with them and go back and forth with our papers at a different location. It was a smooth process to meet with your sales representative and come back, fill the paper work, meet with your loan agent right there on site and finalize the closing right on site.
I have nothing but great things to say about Morita, our sales representative. Shannon, the construction builder, was outstanding. And Paul, the sales manager, has been instrumental with taking care of my family. When we did our walk through, there were a couple of issues but nothing extreme. There was a light fixture that needed to be repaired, some painting that had to be touched up and I had a door handle that needed to be replaced. But they were able to be wrapped up very quickly for us.
The whole process was geared in creating an overall great customer experience. From the moment we asked a question to the moment that we were sitting down and closing, there was never a drop in communication along the way, and that's something that goes a long way when you're buying a home. There was never a moment that I didn't know what was going on, and if there was an issue, there wasn't any moment that I wasn't reassured that they were gonna take care of something.

Throughout the whole process they were very informative, they stayed in touch and sent us handwritten letters, which was a nice personal touch. We were extremely comfortable working with the home consultant. The quality of our home is good. However, everything is very basic. We don’t even have a doorbell or towel holders. We have to put everything in, even toilet paper holder. Our community is very quiet and very clean. And a lot of the homes are still empty, but we’ve met a couple of our neighbors and everybody’s nice.

For the standards of the homes now which are in my price range, a new build has three or four bedrooms while some of the older homes that I would have looked at only had two-bedrooms. So, I decided to buy a new build since it fits my new lifestyle. I went on the internet on Trulia to look at homes in the area where I wanted to live in and I came across seven builders. LGI was one of them and their houses were similar. But when I looked at this particular house for the first time, it fit all the things that I was looking for. It was on a corner lot, had a garage in the back versus the front, and fit all the boxes for me.
Then, I went to the LGI's office to ask questions and Dave was the guy who told me everything upfront. He was an awesome dude and he told me what was included, what was not included, what they do and don't do, and about the area. I ended up dealing with him and he wasn't pushy at all. All in all, their process was pretty easy and really step-by-step.
So far, there were a couple of things that needed to be addressed on the house and the last thing was done this morning. The quality seems to be equal to a lot of the houses that I looked at over the last year and two months and the community has a very nice layout. The exact area where I'm at is right across the street from a park and the closest neighbor to me is offset into the rear. So, the whole subdivision seems to be spaced nicely. Plus, the location is right in my fishing area and I can be in the water in 10 minutes. The amenities are also fine and they don't offer upgrades in this location but that's something that I can live without and I can just improve the house as I go.

LGI Homes was the first builder that I went to. We called the home consultant, set up an appointment and then they showed me around some of the builds that they already had completed. We chose the one that we liked and they gave us a date on when the build would be finished. The process was very simple and fast. As far as the home, it has minor stuff. There’s stuff in the kitchen, but the bathrooms have nowhere to hang towels. They are literally just cabinets. I’ve only been here for about two weeks and there were few holes that the builders left. I notified the office about it and they had somebody come over and patch them right up. So far, I haven’t talked with anybody here yet. Everybody’s still moving in and doing their own thing. Nonetheless, I’ve been recommending LGI Homes to people.

So far, the house is okay but I could already see those cracks on the windows and some small areas. It'd seem that they didn't seal the sheetrock very well. Also, I'm not too impressed with the community. But the amenities are okay.

I was looking for a home for about a month or so. I drove by and saw LGI's sign and went in. Their consultants were very helpful. They explained everything to the details. They were very patient and answered all our questions. I liked a new build better than older homes because a lot of older homes come with issues. Sometimes, the seller doesn't really tell you about those issues.
The LGI Home I got was new and I'm the first one in the house. The quality of the build has been fine and I like the community so far. The houses are very spaced out from each other which brings a lot of privacy. Although the houses are still filling in, it's quiet so far and the neighbors are okay. However, there is one neighbor who keeps having his four-wheeler up and down the road, which is illegal. Other than that, it's been perfect and we love it.

But recently, I decided on a new build ‘cause I didn’t want to give in to something that was older that I might have to work on or fix up as time went on. I saw a flyer for LGI Homes and checked other ones like KB Homes, Fulton and some of the other ones that are here in Phoenix. LGI was a lot cheaper and seemed to be the best one around as I liked the style of their houses. Their consultants were really good, helpful, knowledgeable and friendly. They called and texted me a lot, answered a lot of my questions and seemed to know what they were doing. I felt comfortable purchasing a home from them. I picked the model that I liked the most and they just completed mine not too long ago so I haven’t quite moved in yet. But as for the quality, I'm satisfied with it. I'd recommend LGI Homes.

I went through a broker and she found this house with LGI Homes. When I talked to Joshua, their home consultant, he was awesome and informative. He knew quite a bit, but he's been doing it for a while in this certain area. Any question that I had, he had answers for, which I really appreciated. Some people just talk the talk but he actually went through. Being able to park at the back sold me on the house and I understand that the house is a four-bedroom with two and a half bath, but the amenities that went with it made it seem as if I didn't get what I paid for. It has no gutters, ceiling fans, countertops, or top flooring. But I can always do the upgrades on my own.
It feels good to settle in my new home. I've been in and out of addresses for a year and now, I finally have an address. The only thing is, there are no swings in the park and they told me that the sprinkler system would hit us in May 1st, but it's not yet finished. Other than that, this is a nice and diverse neighborhood and I would recommend LGI Homes.

But for the most part, when he responded back information that we required from him, he was not quick with it. But eventually, he got to it. Then Eddie took over our account and sometimes we went three days without hearing something from them. So, I was comfortable working with their team but they should improve in their communication. The guy in the loan department said there was some stupid thing on my credit and that was a pain in the butt. I had to go back and forth to the loan company. And then now, I'm a little ticked off because I've had a few things I wanted to take care of and I'm about to call them up to ask. I am a first time homebuyer and new to the area. I looked at some builders then I got a flyer in the mail about LGi Homes at my PO Box. It was a matter of timing and I decided to go with them. I wanted to be the first person that moved into the house and I ended up buying a new build. The home consultant I worked with was very knowledgeable in the real estate market and he had the answer for every question I asked.
When I was getting ready to close on the house and I moved in, it still wasn’t ready and there were still stuff that were not fixed yet like the dishwasher and the garbage disposal that were wired the wrong way. I've been calling them up trying to get them to get the electrician over to fix that wiring. Then there's a piece where I can't attach my washer and dryer because they have this piece they left on it that they still haven't taken off and you can't just take it off with a regular tool. There's also damage to the gutter outside and it looks like somebody stepped on it. And it looks like when they painted the house, they got swatches of the paints on the driveway and on the back porch as well. They even got paint inside the peephole when they were painting the door. So, the construction company did a sloppy job.
I've been trying to get in touch with their maintenance guy for about two weeks now but I couldn't get him on the phone. He'd catch me back periodically sometimes and he would say that he was trying to chase people down right now. I texted him today and he said again he's gonna try to get the electrician in contact with me to fix the dishwasher situation.
I feel like they're not really up to fix the stuff since I already closed on the house. Another thing is, their guy came to set up the sodding pump yesterday and he told me that they never install the actual controls for it. So, he couldn't set it up and they couldn't plant the grass yet. I asked him how long did he think it would take and he said there was no telling. He also said that there's somebody who has the same issue which has been going on for over a week now and they still haven't installed his sodding pump. Then, I had the AC guys come over today because the AC stopped working. It was on the warranty, so they came over and they said that the wiring wasn’t connected properly and the AC needed more Freon. Then they fixed it and I was surprised it went down so fast.
Other than those issues, it's a good house. The structure changed pretty good and I like the color of the paint as well as the design. I like the crawlspace, too, as far as that goes. As for the community, I know there's a playground in the area but they are still doing a lot of construction out there. All in all, I was very dissatisfied with my experience and I wouldn’t want anyone to end up with the construction issues that I have.

LGI Homes pay closing costs which would minimize my cost so I went with them. The home consultant was nice and very comfortable to talk to. However, we felt we got tricked because we’re still here in Florida and we still have to pay the rent where we are at right now. And we also have another $2,000 we have to pay to break our lease. So, we felt like if they had told us the truth we would have settled for a Tuesday move versus Monday. If they had just waited one day, they would have been able to spare us a payment. Nonetheless, we were treated with utmost respect and they were very nice to us.
We like the build of our house. We haven’t spent much time in it but we’d usually drive there on weekends and so far, so good. It would’ve been nice though if we had a club house already, because they have LGI Homes in Florida and they have club house, gyms, a community pool there. But this one only has a playground and a place to cook outside. But other than that, we like our community because it’s quiet and we’re happy with our house. I would still recommend them because their prices are cheaper in Georgia versus Florida.

We ended up buying what looked like a spec home, which our real estate agent gave to us in an open listing. The LGI rep was there to let us in ‘cause they didn’t have a lockbox on the door. I didn’t like the vibe with him. This is the fifth home I've purchased through my life. It had granite countertops, but it still had the cheapest lights you can get. And there were no screens on the windows so we had to ask him to do that stuff. And he was like, “I've got somebody coming in here in an hour and he's gonna look at this.” I felt like he was really pressuring us to buy the house and I didn’t like that.
When we went to the officer and we met with the manager, I had a much more positive feeling. If we hadn’t also met with the manager, I'm not sure we would have bought the home. Also, the young man who was over the walkthrough really made sure everything was done right. When we looked at the house, the smoke detectors were not on the walls and there was just the wiring, and he said he'd fix that. And everything that he said that he would fix, he did. He turned a negative situation into a positive one. The home itself is very well-made and we haven't had any problems with any of the products.
I also felt like LGI was pushing us to use their lender when we already had our lender and our financing lined up. Mine was a relocation, so my company was paying for all of my closing costs. The salespeople were a little pushy saying, “The only way we'll pay the closing cost is if you use our finance company.” And to me, it wasn’t a big deal because I already had it lined up through my company. Overall the quality of the product is so high, but LGI's sales team could definitely benefit from some additional training.

It was very educational so I decided to go with LGI and didn't even check any other builders out. Molly was my home consultant and she was very friendly and personable. She took the time to get to know what we were looking for in a home and a little bit about me. It appeared like if she knew everything that we were asking and if she didn’t explain something before we even had to question, she was able to give us the answer once we asked.
The home so far seems pretty good. There were a few minor things that needed to be fixed like I had a few dents on my garage door which I'm still waiting for them to fix. They just finished building a park down the street which seems really nice. The only thing that I would say I would improve or ask for differently would be a little more space between the homes. They're really close together, but they look beautiful and the landscaping is nice. I love my new home. It’s just so nice to have a place that you could call your own, so I'm much happier.

So, we went in, I was kind of livid, and the consultant was like, “Okay. You ready?” And I said, “Nope. Talk to my daughter.” She went ahead and said the choices of houses they wanted and what would be in our budget range. Then I just gave my financial information and the consultant came back and he was like, “Okay. Let’s go look at houses.” This was in January, but I was still kinda adamant. And then he called back in February and that’s when everything started.
The build is good. It’s just like any house. There are little outs and ins here and there that they missed that I know we have a year to file on under the construction. It’s bigger space. We like having our own adventures and our own spaces. For the price and everything, they’re smaller homes, but it’s decent. We’ve just been to our house and my son is looking forward to going to the pond. That seems like fun.
But in January the consultant said, “This is your rate.” And then he called in February, “The rates went down.” But it was the same rate. The rates didn’t go down. He was like, “No, no.” And I was like, “Those are the exact same numbers.” That was not cool. Also, I was in the apartment with 30-day letter and they said they would help but they didn't. The consultant said he can write it for me, and then he sent me a template last week but I was already out. He forgot. And then I said, “Okay.” And then he said he faxed it and never came through. And then he said he faxed it again and he’s like, “Let me just send it to you. That’s just a template. You fill it out.” That was one of my things that I was adamant about because I didn’t wanna break my lease. And he’s like, “No. We can handle it.” I’m like, “Okay. The thing with LGI Homes was whenever we'd take a look around and choose a house, they would give us a sold sign that we'd bury in front of the house then take a picture of us. In that moment, we'd get excited. But with the first home, I had detail with my paperwork and they released the house without notifying me in advance so it wasn't available anymore for us.
The quality of the house we purchased, along with the quality of the locks, is very good, though. All the paperwork was very supportive for that quality and the conditions as well. But, I have some details that I already reported to the area mining's guy before we closed, and I haven't seen they have closed these open points. The new community where we are is excellent too. This is my first home here and it's like a dream for me. Everything is good and I would recommend LGI Homes. As a matter of fact, I told three more friends of mine to come, take a look, and talk with the home consultant to see if they would qualify as well.

My consultant James was the best. I was impressed by his knowledge and his communication. He broke down everything in regards to financing and my options with the floor plans and everything LGI was to offer. What really set LGI apart from the other builders that I worked with was that they knew the financing part and not only the sales part about buying a home. And they kept me very informed. I was able to understand what I could and could not afford and the benefits about buying a home through LGI. Also, James was communicating with me more than I was communicating with him. He checked on me every single week. He always made me feel comfortable and I always felt like I could trust what he was telling me. It didn’t feel like a sales pitch. It felt like he cared about the purchase that I was making. He did above and beyond everything I've asked.
I love my home. I love everything about it. It has definitely made life easier and it makes me wanna come home and be off of work. Whenever I'm not at work, I'm always at home. It's relaxing to be able to have something that's actually yours. I have the Barton, a three-bedroom with a very open floor plan. That was why I picked it over the Camaro. The kitchen basically has a double island 'cause the sink is an island in itself. It has tile floor floors through every room except the bedroom so all the common areas. I also have a covered patio and it's completely brick around. The Camaro has like a wood post and mine is like the insert of a house so it's covered. It's like nothing can break it down because it's brick. I also love the fact that the laundry room has a built-in cabinetry with the granite on top and the shelving at the top.
My master bedroom is huge and my bathroom is amazing. My closet is huge and it doesn’t have a door. That's my favorite thing about the bathroom because it looks like a spa setting in there. It's really pretty. My little sister's room also has a very nice size, and our guest bedroom and bathroom are nice. A lot of times you'd see homes where the guest bedroom could make the master bedroom look larger but I don't have a problem with space at all. My living room is massive and my dining room area is really big too. I have a big table in there and there's still a lot of room around. I like the community too. I live across the park area and I can tell that they're gonna probably be developing more.
LGI Homes would be very good for first home buyers. Even if it isn't your first home, it's just a really nice home. My parents and everyone who has come and visited me loves it. They love all the things like the floor plan, the insulation, the pest control routine and the sprinkler system. It's definitely worth everything. The price is very reasonable with what they give you.

With a new build, it was less likely that there’s gonna be something wrong with it so I chose it over an older home. I got a flyer in the mail from LGI Homes and I heard about them from my Realtor as well. I went out to the location initially and I realized I need to work on my credit some more and then get my credit up to where I didn’t need to go with LGI. But they had the only five-bedroom around which was something I needed. So, I ended up going with LGI regardless of their credit requirements.
The consultant was great until she quit mid-closing. They were trying to move the closing up and I called and they said she no longer worked there but her boss stepped in. We didn’t close early but it was fine and it worked out well. The new community is good so far and I noticed that the sign on the pool that said "Finished - Spring 2018" is not there anymore so I'm hoping that that's not because they're not planning on finishing it but I'm gonna give them the benefit of the doubt. I’d tell my friend to check out LGI Homes if they ask about it

I never imagined that buying and closing on a home would be this easy, but with LGI Homes, it was fast. I had always kind of just go online to different places and look at different areas. When I saw this new residence coming up, I thought, "Hey,why don't we fill out and look at this," and my husband agreed. Emily was the first person who I spoke with and she was absolutely terrific. She actually sold us the house which we liked the floor plan and it was in our budget. Also, once we we found out more things about the warranty that the house came with, we thought this was a great option. The location was in the area that we wanted to live in too. We're just really happy and excited that within a month, we were able to look at the house with Emily, closed, and moved in. Our baby is due soon too, and it's just been so right that we're stuck.
But what I liked most about the process was that Emily made it such an easy one. She did a fabulous job throughout the entirety of it. There was no question left unanswered. She gave me her cellphone number and told me to text or call her any time that we have questions or we wanted to come by and see the house. It was nice having that almost like a friendship with someone as you're buying the house through the process. She's sweet as she can be. Even today she still sends text messages to check on us and make sure that we're doing okay and enjoying our house. And so far, we don't have any complaints. The quality of the build is good and we're overall very happy with our choice and being residents in this location. I've also told several friends about LGI who were interested. I sent Emily a text message saying I've told them to text her and she didn't mind.

We like the idea of having a house where no one has lived in before us. It would be our house from beginning to end. I work in Texas City and there was an ad for LGI homes for a community called The Seacrest. We started looking at those floor plans and found out there was another community near 288 called Sterling Lakes. Our LGI consultant, Angela was very friendly and helped us along the way. We realized as we were talking with our consultant and hearing other consultants in the building that she was very personable and was definitely a notch above all the other people we heard. She had a great attitude. If we couldn't understand what we were asking over the phone or email, Angela would welcome us to come to the office. She would tell us that we could come look at the house again. She would say that she could explain in person until we understood.
So far, we loved the quality of the build. We have brought family members over as well and they have loved it. My wife and I are going to have a new baby. We also have another kid who's a year and a half and she's loving our home. She has a lot more room to run around and she's more comfortable. I also love that the LGI community has a lot of facilities and really beautiful landscaping. There's a lake that I can see from my backyard. It's a big community and I love that.

They didn't even fix the issue that was reported on my walk thru. I found a hole in the wall behind the stove since then. Don't clean your walls because the paint wipes right. There a lot of issue with their homes. I will never tell anyone to buy from LGI unless you know that the work is correctly. Know what you are looking at because this company will never complete anything they said they would do or be. I feel like I was lied to from the very beginning. Horrible built home is all I can see. Cheaply made.
Original Review: I bought a house with LGI on January 26, 2018 but after buying I wish I would of reviewed the company more. I bought the house 3/2 and I am very disappointed in the house. I have put service warranty tickets 3 weeks after moving in. I have nothing completed but when you contact the salesperson and got no help. They use cheap appliances and fixtures that don't hold up or work very well. I have been here going on 3 months and have only person contact me about warranty tickets but he never showed up at my house as he stated he would.

I stopped by LGI Homes, asked a question and ended up purchasing the home. The rep, Vanessa, was very convincing. We were renting for a while and she just said that she could get us into our home. We looked at some homes and fell in love with one, and then we went from there. She was really nice and well knowledged. They were well informed and very pleasant to deal with. Even some of the other sales reps that we talked to, they're all, as soon as you walk in, "Would you like a drink? Would you like some snacks?" They're great with their customer service.
I like the way our home is set up. We were in a rental and when we went out our yard, the neighbor was right behind us. But here, we looked over the lawn to the neighbors' yard. Also, there are walking trails between us and the houses. The actual lot that they're built on is bigger. We have a local swimming pool right in the area. The community is expanding themselves so I'm sure they're going to get some other things going with it. They should slow down the build a bit, but I understand that everything has to be done in a timely manner. Try LGI Homes first. Their service and representation is "A+".

I was on the internet trying to figure out where I need to be and why because I've been renting out. I'm first time home buyer and was frustrated. When I got on the website the advertisement popped up for LGI and I was like, "Okay, maybe one more try." So I just filled out the form and the guy had called me over the phone. I was excited of when to go in and it all ended up within a full thirty days. I was closing with my house so it was amazing. The people that I met during the home buying process at LGI Homes were wonderful. They saw me as a human being, listened to me and they did everything they could for me so that I could purchase my home.
I told the consultant everything I went through. I was just gonna give it up. I was done trying to buy houses. Everybody's telling me I can't do this, I can't do that and he was like, "Just give us a try. It won't hurt you to just come in, look around, feel you way about and then we'll see what you got and then we'll go from there." And from that point it was simply out of my hands.
I had a few minor stuffs, like plumbing issues, a small roof leak and then the cable wire was completely on the wrong side of the house. That was the only thing that kind of made me feel like, "Okay. Who was the quality control person to make sure and check that everything was accurate?" I didn't wanna put cable as far as in the walls and stuff like that. So they came out and didn’t run the wire for the cable to even be hooked up in the house. I was very grateful and I just took it for what it was. This was my first time and I thank God for what I have. It did not have the wireless cable so they had to make another hole and run another line so I can get that wireless access at least. But the wire that I was really supposed to have, it was not even in the wall.
I love the community. It's too quiet. I can actually lie on my bed and feel like I'm home and I belong. LGI has improved my life a lot. Everything worked out for me. Even if you think you can't and somebody told you you won't be able to buy, I'd still say give them a chance, an opportunity to see what they can do for you because I know they're gonna go out of their way for you. I had referred LGI to a couple of friends, trying to get them to believe in themselves and believe that they can actually do it.

I talked to the people from LGI and then they asked me to come talk to them. That was when things started happening and in a positive way. Everything looked fine to me, like all the mortgage terms, the monthly MIs and the size of the home. We came inside the home and looked at the home. Although these homes look little or they're not that spacious as I expected, they are new homes with a big lawn so finally it was okay for us to go for our home.
Initially, we had some roadblocks like we wanted to change from one location to another and the consultant didn’t think that's a good thing. There were things there we were not agreeing but then finally we were okay. We just went in one direction. If they could have asked me about four-bedroom home rather than three-bedroom, then I could have gone for that because I still think the houses are not spacious. If they could have offered me the four-bedroom or bigger ones. I think they could have also told me, "Okay. There are future plans." Because I like the homes, which are now getting built and they have a very beautiful view in front, although my home also has. And I really wanted to wait. I could have waited and gotten a bigger home than this with a better view. But then that thing was never asked and that information never came to me. We could have gone for a better version of what we just have.
But the community is very calm and quiet. I'm happy and relaxed since I have a new home. Basically, the check and downpayment enabled us to in fact even think of getting a new home. Otherwise, we could have waited and then have a plan for the down payment. But then these downpayment plans they just didn’t help us. They will help a lot more people who have dreamed of dream homes so this is a kind of dream home for us. I'm pretty relaxed. At least we have our own property and this will not just help us it will help many others.

But then, I found something in my house that made me think that someone else had lived there and I didn’t like that at all. I asked the guy if anyone had lived there and he told me no, so I just took his word for it. But I've got stuff in my bathroom, such as blonde hair that I don’t have, which shouldn’t have been in there. If someone had lived in the house before, they could have honestly told me. I'd tell friends to check their bathroom first before they buy from LGI. Nevertheless, the quality and build of the home that I got from LGI are okay. My wife and I listened to everything, did what he told us and he set up an appointment with us for us to go back. Working with him was wonderful. Then, we heard some good news from LGI.
Furthermore, the quality of the build was wonderful. It's the most space for me and my family and my wife and I both love it. Also, our community is wonderful. There are different families but as we walked around the neighborhood, it's pretty decent and clean. There are kids playing with other kids. We are also closer to our jobs now so that's an A-plus. I contacted LGI Homes through their website, and they called me the next day about setting up a time to look at some properties. We went over the basics of what I had in mind and the agent said he had some properties that would be a good fit for us. I knew my husband and I wouldn't pre-qualify for a mortgage because of our student loans and the fact that we are just starting our careers and don't have the job history needed, so I didn't get pre-qualification before going to the appointment. When we got there everyone was really nice, they offered us something to drink and got us set up in a little conference room to talk with one of the agents. The agent was really friendly and listened to all of the things that were important to us in a home and once again said that there were some properties he thought we would like.
Then he asked about pre-qualification and I told him we were just starting the process and hadn't been pre-qualified yet. I mentioned that we would most likely need a cosigner and that we had 2 family members willing to cosign for us, but he urged us to go ahead and see if we could pre-qualify on our own or if we would need the cosigners. I knew qualifying on our own would be a long shot, but the agent said we should at least try it before viewing the houses so we could look at the properties and not be worried about the money because we would already know whether we qualified alone or if we would need a cosigner. That seemed reasonable enough, so we agreed to it.
As expected, we didn't qualify alone, but we knew we had cosigners willing to sign with us so we weren't that concerned. At that point we thought we were going to see the houses he mentioned since he said we'd do that once we knew whether or not we needed a cosigner. Instead, we had to sit there for at least 30 minutes while the agent went over our credit reports with us. Of course we already knew what was on there which is why we had 2 cosigners lined up. Going over the credit reports felt like being sent to the principal's office, and it was extremely uncomfortable and embarrassing. Once we finally finished going over our reports he gave us some options and told us how much our cosigner(s) would need to make each month for it to work out. At this point we were becoming more and more discouraged, but we knew that if we used both cosigners their combined income would be enough.
Once we settled on using both cosigners, we thought we would finally get to look at the properties, but again that didn't happen. While we were going over everything, we told him that one of our cosigners lived 8 hours away and the other would have to fly in because they lived over 26 hours away, so obviously we wanted to look at the properties and make sure we actually liked them before we had our cosigners travel for that long. Instead, he told us to talk to our cosigners and then gave us his card on our way out so we could get back to him if we were still interested.
After spending 2 hours in the office and not being able to see any houses, we decided we would not be back. I understand that people who qualify are their main priority, but they could have at least let us see the model we were most interested in if they wanted us to come back with our cosigners. I'm not going to ask someone to travel that long to cosign for a house we may not even like because weren't allowed to look at it.

We really like the look of the LGI homes and the opportunity for zero down. We went there on a Saturday and we scheduled an appointment to come in the following week. We met with Sunny and she walked us through everything from looking at different homes to our prices range. We had to bring our kids that day and she was great with them. Also, she gave us updates on how everything was going. She really got to know us and what we were looking for not just trying to push a sale. She seemed very knowledgeable and she answered all the questions we had.
The house was in the price range we were looking for and it was just nicer to get a new home with all the space we needed for myself, my wife, and our kids. The quality of the build is good and we are enjoying the house a lot. The community is nice, though it’s just starting out and there’s still construction going on next door to us. Also, Sunny had mentioned that they were gonna be building some kind of rec center and some pool and my children are excited about that. We’re around the corner from a park they put in with a splash pad and my kids have gone and enjoyed that.
The area is a little out there but it’s a lot calmer. My kids can go out and play and not worry somebody is speeding by and they can go out in the backyard if they want to. It’s a big stress reliever. Also, all of my three kids now have their own room and I don’t have to worry about them being too loud. And it’s a lot more comfortable. LGI Homes has some nice builds, good quality and I have recommended them to my mother-in-law.

In a new build house, there's not much that is needed to do to it for quite a while rather than finding a house that one doesn't really know what they're gonna get themselves into or what problems they're gonna have. And also, it gave me more opportunity for me to buy a home. I tried going with banks before but they gave me a hard time.
Somebody at work had told me about LGI Homes, then I logged in and I requested some information. I liked what they were offering and I didn't look at any other builders, so I went with the process with them. And I actually went to two of their locations. I made an appointment first to one location and then I found another location and I made another appointment with that location. I signed up with the first location then I got a phone call the next day from my other appointment. I told them that I had already gone and had already picked out a lot and they asked me where. I told them that they don't have a lot but they told me about a different location, so I said that I didn't know they had more than one location. So I spoke to them and I went over to them, which is where I am now.
I liked the upgrade that the second location is having so I switched over. I already had my mind set on what I wanted and I already had all my paperwork from the previous LGI location, so it was a really quick process. My home consultant was Chris and he understood because we have spoken before and he was very nice. We walked in there, he showed us some prints, some numbers, and we liked what we saw.
The first location didn't have any house to show except pictures and lots. But Chris showed me two homes and I picked from them. He explained the community and what they offered and I loved it. Actually walking into an empty display home was very helpful because it's hard when you're only looking through pictures. Plus, Chris had a very positive attitude. He was very straightforward and didn't give me any runarounds. I told him that I'd rather see the houses that I'm qualified for and he showed me all the houses that I'm qualified. He explained to me what it had and what it didn't have. He also answered my questions. Then I was asked which day I was available to come in for the loan process and I kept in contact with the loan officer from there on. That went smoothly. Everybody was very helpful and they're still very open for me to go and talk to them or ask questions if I have any even after I'm done with the process.
I like the house's overall quality of the build so far. It looks great and I can't wait to see LGI finish building. I love the home and it's the way I saw it the first time. Also, the amenities offered in the community are great. It takes time to get used to it and I'm still exploring around there to see where everything's at and finding new routes. I really enjoy it and it's a great opportunity. It's a great experience knowing I'm paying for something that is mine. I've been renting for so so long so it's a good feeling to know that I'm not throwing my money away. In addition, I would recommend LGI Homes. Some people at work asked me who I went with and I told them they should check out LGI Homes.

I was searching for stuff on the internet and LGI Homes popped up in the area that we wanted to be in. The consultant walked in, introduced himself and let us know the short history of LGI Homes and the neighborhood. He let us know what to expect and it was a step program of how to get approved on the home to actually moving into the home, so it was pretty good. I stayed in contact with him and felt comfortable working with him.
Like with any home there are things that we wanna get fixed, like marks on the wall or stuff not being plugged up, but all in all, the quality of the build is pretty good. It’s missing some things that we want in a home, like a doorbell, but we can get stuff like that put on. The community is nice and I can’t wait till all the construction is there. They’re putting all the houses around pretty fast and it has a playground and a pool in the area, which is nice. The people are nice too. My experience with LGI Homes was fast and easy, and I would tell others that it’d be a good place to live in and that it's pretty up-and-coming.

He said, "Ok I’ll call you back Wednesday or Thursday to confirm."
I cleared my schedule. I never heard back from him. I was embarrassed to just show up without the meeting being confirmed. So I later emailed him back since I never heard back from either one. He had told me he pulled my credit score and stuff. So I told him (through email) if me and my fiancé weren’t qualified it would be nice to at least know. That’s fine. We’ll just keep working on our credit and give it another try later. He assured me we were fine. We can come pick a house yada yada. It’s sad they gave me the runaround, I was so excited and they just shut me down. I had told all my family and friends about LGI Homes and how great they were, how they work with you and now I’m just so embarrassed.
Hi Linda,
Thank you for considering LGI in your search for a new home. We are excited about our entrance into Oklahoma City. We apologize for the experience you had as this is not a typical experience for our buyers. At LGI, we believe it is not IF you can buy a home, just WHEN you can buy. We hope you'll consider us in the future and would love to help you on your journey to homeownership when you are ready to take the next step.

A new build has better reselling value in the future. I bought one from LGI Homes and the neighborhood is two miles away from where I grew up over here. The consultant I had was very helpful and good. I was also pretty comfortable working with him. There were a couple of things in the home that I noticed like a place in the carpet as well as in the linoleum floor and I don't know what I'm supposed to do about that. But as far as the build goes, it’s pretty nice. I'm on my own in my own house now and that makes life easier. Plus, my new home is really close by from my work and I don’t have to go far. All in all, I’d recommend this place, though I wish there was a pool in the neighborhood.

My wife and I were ready to move in immediately and opted to go for a new build as the moving time would be faster for us. Our realtor knew of the new builds in the area and we learned about LGI Homes through him. We were really impressed by the house and our realtor who also does home inspections said the quality was really good. The look and feel of it seemed like it was a quality home. The rep was very reachable via email and phone when we had any questions come up and was very flexible with her schedule for us.
However, after closing, we had a lot of issues with our garage door and trying to get that serviced. Our home is under warranty and the garage door repair company keeps telling us to go to the builder. But then we went to the builder and they told us to go through the garage door company. It’s been really difficult and maybe LGI Homes can make that easier, wherein if any warranty issue comes up, we can have them accessed more readily. Other than that, we felt very comfortable working with the LGI team. The rep's level of knowledge could not have been better and apart from some minor things, the quality of the build is very good. My new home is wonderful and is everything I thought it’d be.

We had a pretty good experience when we purchased a new home from LGI Homes. The home consultant, Karen, helped us from start to finish and answered a lot of questions about the home and how the process was going to go. She was awesome and as a matter of fact, she's still in touch with us. Also, the community we live in is quiet and we like it. And our new home is a lot closer to my job. It makes my life a lot easier. We’re enjoying it so far.

LGI Homes was fantastic. They had excellent service, were very expedient, and did a great job getting me a loan. It was not an easy loan but they were very professional and the process went fine. However, the home was nice but I’ve seen a lot of areas in it during the couple of days that I’ve been in there that appeared to be very rushed.
The caulk around the sink in the bathroom was not even and was half an inch away from the sink, the mirror in the master bathroom was all scratched to pieces and there were holes in the trim that weren’t repaired in the closet. I’ve ran into some issues but haven’t turned them in yet because my wife and I just moved in and are leaving for Kenya soon and we haven’t really had the chance. I probably would’ve held off on the closing and made sure they fixed those but everything was done very quickly and part of that’s our fault as we were in a hurry when we did the walk through. Hopefully, they’ll fix it when I get back.

I was familiar with KB Homes and my parents bought houses from them and other places. Then I drove by some of LGI Homes' signs on the side of the highway and I checked them out. I was more going towards an older home, but my wife didn’t want to do all the renovating so we went with a new build. The consultant we talked to was great. He was very informative, very helpful, took his time with us, and saw that it was our first time.
When we bought the home, we were so excited so we didn’t really check it fully. Later, we notice that there were little things that needed to be addressed. For instance, somebody dropped one of the cabinets in the kitchen and the whole bottom piece was broken off. It was bad and was placed as if they were hoping nobody would notice it because you had to duck your head underneath one of the cabinets to see it. But they're taking care of that and everything else is great. I was surprised how quiet the community was and I was very satisfied with the amenities. Living in our new home make sour lives a lot better. It gives us more privacy and makes us more comfortable.

For warranty purposes, I opted for a newly built home. Nobody else was there and everything was brand new. LGI offered a free down payment and the community, Bridgewater, is nice. Morida was my consultant and she was nice and very helpful. She was good and she walked me through everything. We're still not totally in, we're still processing moving in. I've been painting and I'm here in Bridgewater trying to get a few things cleaned up.
But I'm not too happy with a lot of stuff. With regard to the landscaping, LGI said that was going to be replaced because of some coldness that came through but it still has not been replaced. There was a hole outside and I told LGI somebody was going to get hurt and that they needed to fill it in with dirt and put the grass. But I found out there was a pipe there and when I turned on the sprinkler system, Mount Rushmore water came flying out of the ground. I called LGI and told them that. Nobody put a sprinkler head there and water was pouring out. They told me to turn it off which I did. They came by and they put some dirt there and stuck it up. But they still have not cast it and they still have not put a sprinkler head on it. I just called them and it has been another week and I can't use my sprinkler system. They're also supposed to fix my door but they haven't yet.
If they come here and fixed everything today, that's fine. But when it takes a week to fix stuff, that's kind of long. I paid for the house and LGI is not doing what they are supposed to be doing. Given my experience, other people should be careful and they should make sure everything is done to their liking. I think LGI rushed a little bit and they did not take their time building for the amount of money that I paid.

When we first got to LGI, we talked to a gentleman who explained the program and everything to us. We were then passed off to a young lady who took us out through the facility to look at the community and the different homes. Our consultant was Christine and we were very comfortable with her. She was very polite and very concerned about what we wanted. She didn’t use any high-pressure tactics. It was an overall a wonderful experience and it was very quick. We enjoyed working with the people, the consultants. The loan application and all was very smooth.
We liked that the house was a new home so there was less maintenance to start with. The zero down and zero closing costs were important too. I've been in the maintenance and construction for 40 years and just looking at the structure, it was very good. But I have a few little problems with the fencing that I need to have addressed. Other than that, we like our LGI community a lot. It's very well laid out, clean, cozy and very quiet. We were generally very happy and we'd recommend LGI highly.

We live in the area of LGI homes and the community is nice. But they really don’t offer any amenities in the community. All they have there is a playground and my kids are older. Nonetheless, we took a shot in the dark and purchased a newly built home from LGI. Brett was our consultant and he was awesome. He explained everything very well and he was very personable. We liked his honesty. I'm not very easy to trust people but eventually, I was very comfortable working with him.
The quality of the house is okay but we've had issues and we've only been in there three weeks. Some of them still haven't been fixed. Other than that, it's a lot more peaceful and quiet in our new home. I've recommended people to LGI. They were very upfront about everything and they worked well with us and tried to get us what we needed. And they didn’t try to upsell for something bigger than we needed.

We bought an LGI home and it was closer to work for both of us. We looked at an older home that was a little more expensive than the home we bought and we decided that if we could pay the same amount of money for a newer home, that would be a lot better. Manny was our LGI consultant and he was great. Whenever we had questions or we'd call him, he was very prompt in answering.
LGI homes are affordable. We are very happy and excited and feel very accomplished to have been able to buy a home and we're very grateful that we are in that position to do so. Hopefully, we'll be in here for a few years. Now, we have more peace of mind. It's our first home and it's really nice. It would have been nice too to have grass in the back of the house. So far, the community is good and it's quiet. We've met some of the neighbors and they seem very nice. I know LGI is still building homes and they're still selling homes so a lot of built homes on our side have not been filled yet.
Overall, everything was great. The timeliness was perfect. But my wife and I were a little disappointment on the closing date. I understood we signed a contract but we assumed that we would be closing sometime in March and our first payment would have been in May. But they had our closing date set for February 27th. We really loved the house and we wanted it. But we had difficulty with work scheduling and it was hard for us to do the closing on February 27th. But only two days later, we were both off. We didn’t have to take off for work or switch our schedule around and worry about how we were going to get our son. We were asking if LGI could move the closing two days later but they said no.
At some point it was like, "If you don’t want to close on that day, then we’ll just stop the deal and we'll move on." It didn’t make sense to me that they were willing to cut the deal and take our family out of a home just so they could sell it to someone else whenever they felt like it and then redo the whole 30-day process. If we were to ask for five days or ten days, then that would have been grounds to be told they didn't do that. But for two days, it would have been nothing especially if it was a scheduling conflict. In the end, my wife had to actually take off from work. Other than that, everything else was great.

I was getting ready to end my lease for a rent-to-own and I bumped into the LGI. At my age, I wanted something that I could, at least, make my journey new so I purchased a new house. The LGI reps were on point, very friendly and down to earth. they were willing to help and were very energetic. They were enthusiastic and they made the whole journey wonderful. I was very comfortable with them. Every question that I had, they walked me through it. They told me exactly what they could do and what they would try to help me with. They got back to me quickly on anything. Our consultant was Joe. He and my husband have a rivalry going on. I'm a sports-minded person and so is my husband so that made a comfortable conversation. We talked about the area and it was wonderful to at least have someone that was people-oriented.
The home is well-built. I've not had to turn my heat any higher than 68 and we've even had a wintry storm. The house is just insulated well so I'm happy. Our new home has been nothing but blessings. And in the LGI community, they have a good program in place with the Homeowners' Association so that it will not depreciate the properties. They will always make sure that it's going to be appreciated. LGI would be a place that I would go.

The LGI consultant ignored anything I asked him and they never responded back correspondence-wise. They just kept me in the dark most of the time through the whole process. They changed transition teams and there were totally different people. Also, the house is substandard. I’ve owned five other homes and this is not one of the better ones. I just had the internet people come out as it was supposed to have been pre-wired. It didn’t work through the walls, so they ended up drilling more holes. It’s supposed to have been inside the house and LGI put it in the garage. Even the fencing is not pre-coated and the wood wasn't treated.
LGI left so much trash in the yard that it’s crazy. They just covered it up with grass. LGI also said they were gonna replace the sidewalk. It’s been a month and they still haven’t responded back. There’s also been a couple of light fixtures that aren’t working and they haven't gotten anybody out here. The neighborhood’s fine and it was the only reason I got the house. But it's so far out of a lot of services that there’s a monopoly on the internet.

I didn't trust it at first and I disregarded the second mail. Then one day, I started looking into other companies and decided to try LGI Homes too. The sales consultant that worked with me was a great guy. He helped me a lot and he was very informative. He gave me updates every Friday with what was going on, which was great so I didn't have to worry. He also walked me through the buildings and showed me the plans. He was above everything.
But the sales consultants could be trained in giving some guidance to customers. For example, I needed to cancel early on my apartment and I asked for advice, but my sales consultant couldn't find much information for me. This was my first time buying a home and I came back with huge fines. They could have told me that they don't know anything about it, instead of telling me that they were going to consult with their manager. They took my copy of agreement twice but there were no results. Other than that, they were great.
Everybody in LGI Homes was very helpful. I applied to different companies before but with no luck and kept turning us down. But LGI was just exceptional in walking us through and they were not pushy to sell but they were guiding us to get in. I like the part that they coached me in how I can be a home owner. We are living in the house now and it has a nice back yard. I like the community but it's a very big area and there is only one park at one side of the street but I don't see any park on the other side. Other than that, everything looks good. The kids are having fun and it's been great. I recommend LGI Homes.

The home's quality is good and then they were supposed to give me 2 garage openers but I was given only one when they gave me the keys to the house. It’s been two weeks yet I’m still waiting on the second one. While everything is good especially the appliances, I had to go out of my way to get the blinds on the back as there are blinds only on the front side of the house. They were just upfront about everything in the whole process, and it wasn't like long and drawn-out. The only thing is that I came into the house having a high expense for blinds for the back part of my house. I’ve been renting and it kind of didn’t go anywhere and I wanted to change a pace. I’ve had a few people mention LGI to me. A good friend of mine is a construction manager with LGI and he was like, “Hey. This is the way to go. I wouldn’t lie to you.” I know him like a brother and I went to see what he had to offer. We went in on a weekend and spoke to Gabe. He was our sales consultant and he shared everything about the house and the location. They showed me everything about the foundation, the warranty that comes with it and the roofing. It was a learning experience for me of things I didn’t think of or realize before. And it would have brought things to my attention. And I was like, “Wow. Like I didn’t know that.”
And then we did like a pre-qualification or whatnot and filled out some paperwork. He run some numbers, “Hey. This is where you’re going to be." And then everything checked out. And then the next thing I know I was working with Marlyn trying to get a paperwork for the loan documents. Everybody was on the best to their business. If Marlyn couldn’t take the call we’ve always stayed in contact via email.
I now live in a pretty quiet neighborhood and that’s what we were looking for. And we're right next to the park for the kids. I just started getting back to work. I just moved in so I’m still in transition and trying to get things moved but for the most part I enjoy the community. The drive isn’t that bad at all. I love my house. Everything was wonderful with LGI Homes. I came from a bad experience with another lender. So I was kind of frustrated and I didn’t want to go through a process and I was skeptical, and that’s when my realtor told me about Ana Maria, that she's good and will tell me step by step. So, once I started with her, everything is kind of magical. She's excellent and tells me everything and everything works. She helped me.
Since it was going to be my first house, I wanted something new. I’m not familiar with the whole buying process. LGI Homes is genuine like they care about the person wanting to have their first home. I’m doing my in and out of the house and everything looks fine. I love the community so far. It’s just the place where it is, the distance from my work. It’s just kind of like apart from the hassle in Orlando. And I haven’t settled yet. I’m in and out and just today I put the power, and the water. So I’m still processing.
I know a couple of friends that have been going through processes and I know that they’re having some issues, and I told to one of them to stop renting and that if they want to get their house, LGI is the one who’s going to help them. They just have to talk to them.

I told him to be forward about the pricing, what I would actually have to go through and the process, and that’s what he did. He was straightforward about everything and he didn’t try to candy coat anything. He told me, “This is what you’re looking at for monthly payments if you want this model. This is what’s going to happen if you get this model.” So, that’s the kind of person I need.
Finalizing everything took less than a month ‘cause we started the paperwork in beginning of February and it was closed the second to the last week of February. The house was already built as it was a house that someone wasn’t able to close on so it went back on to the market. I’m still in the middle of the moving-in process but the quality seems to be what I expected. Also, the community is quiet and I’m looking forward to being out there.
