    I've had them for three years and so far Landmark has been generally good to work with. Since we’ve started with them, we just haven’t changed. However, claims submission is difficult because I can't get through. Most of the time, it takes forever to get a hold of them on the phone. I have to wait on the line to get through for sometimes 10 minutes. It should be instant or at least a minute saying “Someone will be back shortly”. They need to hire more people to accommodate their phone calls. But once I got through, the people there are usually very helpful.

    We’ve had several things happen and the technicians have always been very good about coming. But the one time I really was frustrated was when our thermostat went out. It was during the winter and I realized it was over the weekend. They couldn’t get anybody there to fix it until Monday or Tuesday. I got sick because it was so cold, even though I had a floor heater plugged in. That was something that couldn’t be helped because of the weekend but it’s too bad they don’t have someone on emergency. Sometimes their schedules are busy, but most of the time they come as soon as they could. They’ve done what they said they would do.

    Landmark Home Warranty came with the property I purchased. They have seasonal air conditioning service, and at a certain point in time, you can call them to come. You get through almost immediately when submitting a claim but there are times that it takes a little bit longer via telephone. They contract with the local service providers and they try to coordinate with them as much as possible. After the job is done, they give me a telephone call or an email and a follow-up on the process with us. Recently, they came to repair and fine tune my garage door opener and that went fine. The only thing that the tech was delinquent in is putting on some cover for his shoes when he was coming upstairs. But as far as his efficiency and job knowledge, he seemed to be versed. Overall, I would recommend Landmark.

    My AC is not working and I called my home warranty company, but they just denied my claim. The service contractor says that I have no Freon in my AC unit. My contract specifically states that "Leaks in accessible Freon lines" are covered under the warranty, but this company will not fix my ac problem and wants me to pay out of pocket to locate the leak first before they will consider fixing my ac. I live in Texas and it is already hot, but this company does not care about that.

    It is about a month now since I called in this request. The exclusions do not even say that customer is responsible for diagnosis. They just denied the claim. This is a Fly-By-Night company. When I asked to speak with the upper management staff, they gave me the runaround. Folks, if you work hard for your money, please look for another reputable company because this is not one of them. I told one of the staff I spoke with (Tiffany) that I was going to put in a negative review for the company online, she did not even care and asked me to do what I like.

    I noticed our frost free freezer had ice on the back wall and on the shelf's. I called Landmark Home Warranty, gave them my account number. They scheduled a repair man to come out, and he did. He got back to Landmark, they approved the repairs needed and it was fixed. With every issue we have had, Landmark has been fantastic. I was charged the $60 deductible, and the rep wrote up an invoice for me and listed everything that was done. It was an easy process. The tech was very prompt, courteous, and thorough. He made sure that everything that I had requested was done, and he did great. My only comment is on the $60 that I paid because the actual cost of the service was only $20. If it were my company, I would allow a percentage amount in that case rather than a $60 straight deductible.

    My husband is a real estate agent and uses Landmark in all his transactions. He refers his clients to them and said he'll never send a client anywhere else. They are awesome and we love them. They always are on time with everything and take good care of us. They are great to work with. They call us right after we submit claims and they honor the warranty. It's an easy process. They do not try to overcharge and keep us out of anything.

    The technicians are all wonderful. They are always on time and give us a few hour window when they're coming and usually come towards the beginning of the 3-hr window and they call us. They're nice, get everything done and they tell us what we need. It's a good experience. The contractors and the people we've talked over the phone have always been cordial. They answer all our questions and let us know how they are going to go about paying things. They have a small deductible for each claim and after we make that deductible, they take care of everything else.

He manipulated in the invoice that the Tenant said there were several power surges at Christmas which may have damaged the microwave. The Tenant never said that.     On 4 different occasions, it took days to get a repair person. The ones they finally sent were from far away, and didn't seem to know what they were doing. Although plumbing was covered, they refused to replace a part that was not specifically excluded in the contract. For a second leak (similar issue) after 6 days someone fixed it (went through lots of towels). When it started leaking again, he refused to come back to look at it. Wanted us to send a photo. Leaky kitchen faucet was not correctly diagnosed, and Landmark refused to replace with equal value faucet. Only time we got any quick response was when they called to ask us to renew the policy. But his quick answer was to affirm that they only cover the parts they feel like covering, whether they are excluded in the policy or not. Total waste of space, time and energy.

    In the recent past I have had 3 various repairs done in my home. My garbage disposal was the first of the 3. The plumber after replacing the garbage disposal did not hook back the pipes.     When the first repairman came to fix our oven, we could have fixed it faster and cheaper than the $60 fee doing it ourselves. When the second repairman came and declared the problem was our fault, the Landmark representative argued with us and practically called us thieves while we insisted on a second opinion to which he grudgingly acquiesced. The second repairman was professional and friendly, and fixed our problem.

    In short, having experienced such wretched customer service from Landmark we have already indicated to our realtor to recommend using others in the future, and we most certainly will be more than happy to tell anyone interested to avoid the service. Accusatory customer service representatives who are hostile and arrogant are no way to do business, and frankly if we never have to deal with you people again it will be too soon.

    In my request for a pre-season AC Tune Up, I specifically requested a particular contractor whom I had a good experience with on a previous Landmark Home Warranty repair and whom I could trust because they are familiar with my system. This request was completely ignored and I was assigned to a different contractor without any explanation.

    When I wrote back to ask again for the specific contractor, I was told it wasn't possible because the system assigns a random contractor automatically. I was also told that my requested contractor was not on their list, which is obviously not true because they were assigned to my previous warranty request just a couple of weeks ago. I had to call my contractor and explain the situation and he called Landmark to have it switched. I am still upset over my previous experience with Landmark where I felt like my warranty was a completely useless waste of money, so this finalized my decision not to renew my warranty when it ends later this month.

    Calling in and talking to the account manager went very well. Brittany I believe was polite and very helpful. The subcontractor A Plus Plumbing and Drain Cleaning should be called F- Plumbing because he failed every step of the way. He came out within the last 5 minutes of the time frame looking and smelling like he just rolled out of bed. He took 2 minutes to look at the HWH and said he can't fix it and it needs to be replaced. He ripped the cover off and left it in the garage, he said he had to get it ordered and he would be out the next day. The next day I called late afternoon to listen to him lie about waiting for a response. I called a couple hours later to the same lie.

    I called your customer service to be on hold for over 20 minutes and got an unqualified person whom transferred me to a rude person. I called Stephanie and she was on it. Stephanie had another gal follow up with me and get it taken care of. Sad that it couldn't have gone smooth from the start but with unethical contractors who lie, cheat and steal, it's bound to have an issue. Landmark as a company still has my confidence but going through what I went through with your contractor and seeing his online negative reviews from other customers I would lose that confidence if you sent him out for a future problem.

    I had American Home Shield for a while but Landmark was a little bit cheaper and seemed like it had better reviews so I switched. It's extremely easy to file claims with them, easier than American Home Shield. And their reps were awesome.     We just bought a house and was having an issue with the shower in the front with water flow and drainage.     I called Landmark to report a leak in my house. They set me up with a contracted plumber. They told me they couldn't send anyone out till the next morning. No big deal leak had stopped. 10 pm in the evening, major flood. Water pouring in the basement, on the 1st floor, everywhere! I called a 24 hour plumber. They were busy and said they would get someone out asap. By the time they called to dispatch someone, the leaking had stopped. I told them my home warranty company had a plumber scheduled for the am and I will just wait for them.

    Morning time, plumber shows and tells me I need restoration to come before they will do any work. I said the problem needs to be fixed before we clean. What if we clean and it leaks again? He said, "Call our office when it's clean and they will come back out." He walked off the job!!! I called Benjamin Franklin plumbing. They were there within 1-1/2 hours. They jumped right in to fix the issue. They were there for approximately 2 1/2 hours and had everything working great. I called Landmark to submit my receipt for reimbursement and was told that I didn't have authorization from them to get this company out there and that they won't give me anything on a return.

    I asked for a manager because the company they sent me walked off the job. They left me no choice but to call someone else. Manager was on another call and I was told to leave a voicemail. I did. No response from manager. I called next day, no manager available. Again, same thing next day. I called my realtor who set up the warranty. They called regional manager, he called right away. Said he will look into it and call me back. I had to make a call to get a call back. Unacceptable for a company this big.

    He then tells me they will reimburse me what their contractor would have charged. $90.00. Are you kidding me? The same contractor that refused to do the work and walked off only charges that? Come on. My bill was 427.00. They were there snaking the lines to remove the blockage for hours. If I could give negative stars I would. Be aware of this company. They are crooks. My friend is closing on a house and he was set up to get a warranty from these thieves. Thank god I got to him before he paid for it. He definitely won't be using them.

    Several times this winter the forced air furnace shut down. Each time the HVAC tech arrived, he diagnosed a different problem. This last time he said the furnace was too big for the 1800 sq ft home. Really? This is the latest of several wrong diagnosis, from which the tech earns $60 each visit. Perhaps next time we could have an entirely different tech? Otherwise, service is OK.

Note: Though the contract states Landmark will "replace" if it cannot be fixed, but the staff maintains "here's money or wait until the part comes in."

We had the locks re-keyed, the garage door repaired, the dishwasher replaced, the A/C fixed, the furnace motor replaced, and the A/C unit replaced.     Have been with Landmark for over 2 years, moving to them from another well-known national company. In the beginning, they were very helpful and had exceptional customer service and response time. In the last 6 months, they have been very difficult to reach, have had "phone issues", have long (almost 1 hour) hold times, or had the phone disconnect right when I reach the front of the queue. I attempted the online ticket path as an alternate to long hold times, but it seems to take at least 24 hours to have a ticket started and assigned to a repair vendor when I have taken that route. It takes days for the service vendor to obtain an approval when work is needed and it takes quite a while (over 7 days) for parts to be shipped to the vendor from Landmark. The vendors have ranged from Excellent to "Scared-to-let-them-in". Very diverse and I have often wondered and questioned their vetting system, if they vet a repair provider at all.

    Last ticket I had started on January 4th and finished today, 1/26. Long wait to have a common dryer heating element replaced. On this same ticket this month, I have had two repair companies "no show" me. One was assigned but "does not service your area" after a week waiting to get assigned. The entire process takes much more time than it had in 2014. Customer Service has been degrading to the point the Customer Service Rep I worked with today was simply curt and not pleasant. I had been making Landmark recommendations to friends and family, but I have recently discontinued this due not knowing if I will stay with them myself. The same plan with AHS covered more appliances than the highest level plan with Landmark. I was told today I must wait until renewal period before I can add the freezer to the plan. I have the top of the line plan offered, so I suppose we are "a la carte" at this time to have the pantry freezer included.

    I called Landmark to put in a service request the night we realized our heat pump wasn't working. A service team was dispatched and within a week we knew what was wrong. It seemed to take a long time to hear back from Landmark whether or not they would cover the repair. I called two to three times and just felt that things were moving slow. After the second call I was told Landmark wanted a second opinion. Another service team came out and had the same diagnosis as the first. Landmark finally approved the repair, but now the part had to be ordered. Once our heat pump was finally fixed, one month had transpired during a very cold part of winter. We had to rely on emergency heat which skyrocketed our heating bill. Landmark was very friendly and helpful, but I wish things could have moved along quicker in order to avoid a very large heating bill.

    My most recent experience with Landmark was the protracted timeframe that it took to get to the resolution. It was 2 full weeks (10 business days) to get my HVAC issue done. It seems like quite a long time to get to completion. Sure glad it wasn't the middle of summer without air conditioning. I would be remiss, however, if I didn't say that when the work was completed, it was done beyond my expectations. The contractor that was selected by Landmark, Ultimate Comfort, was top notch, very professional.     Thank you for your response. I wrote this review before LHW agreed to send the second contractor to check out our water tank heater. After a long discussion with LHW, Jeremy from LHW got back with me the next day and agreed to provide the second contractor for the second opinion and waived the service call fee. Based on the second opinion from the second contractor, the out-of-pocket cost is 50% less than the first contractor that they sent to check the water tank heater. Based on the second quote, I agreed to pay the out-of-pocket fee to fix the water tank heater and save $500 (50%) from the initial quote to fix the water heater.

    I have been a faithful customer of Landmark Home Warranty for the last 2-3 years, and we have 4 accounts with them for all properties we have. Over 2 weeks ago, our water tank heater was leaking, and we called LHW on Jan 04, and they scheduled a contractor to come to check the water heater tank. After the contractor showed up in my place, they provided the information back to LHW. 6 days later I called LHW, and they told me they are still reviewing the case and will get back with me shortly within the same day. The next day, I called and followed up with them again, and they still don't have the answer.

    Finally, after I called them over 5 times, someone from LHW provided me with the answer. They told me either I can cash out for $373 (option 1) or I have to pay extra $850 out of pocket (option 2) for them to replace my water tank heater. I am very confused with these options as they are not really a solution. I have been paying my home warranty in full amount for the last 3 years, and they are not willing to fix the problem unless I pay another $850 out of my pocket. I am not willing to pay $850 out of my pocket because this is the reason I have home warranty in the first place. In case if something broke, the home warranty will cover this.

    As for Option 1: I reviewed the contract again. The contract mentioned that they should reimburse up to $800, not $373 as they offered me. They denied this and they gave me so many excuses to stick with $373. I told them, their money would not cover the cost of the tank itself (50 gallon, natural gas heat), as they cost minimum of $400 in local home depot store. Their argument is that is the wholesale price that they pay for water heater tank. So, I told them, "why don't you ship me the tank that you have and I will pay the shipping cost". Jeremy, the manager of LHW, said "we can't do that at all". I responded "Why not?" He didn't answer me. The truth is that they can't get that price ($373) at all for water heater tank. And then I respond back to him, "how about if I pay you $373 for LHW (in addition of home warranty fee ($500) that I already paid early this year) to fix my tank". He said, he still can do it.

    Bottom line: LHW knows that to replace this tank with the labor cost it will cost more than $373, and they are not willing to pick up the cost/tab for it. The fact is LHW is scamming people around right now by fixing things that is small charges (under $200-300), but when it comes to large item that cost more than $500-600, they will try to find a way to avoid that charges with all costs. As of today, I have spent over 6 hours on the phone talking with them, and we still don’t have a solution. I am reaching to their Executive leadership to solve this issue. Please be very careful before you sign up with them. After they collected my money for over $2000 for 4 accounts (4 properties) for 2 years, they're denying my right to get the service that is covered under their contract!

Even though there are still out-of-pocket costs, it is my understanding that they are lower and agreeable. It is true that Landmark provides coverage for water heater replacements but there are exclusions in regards to materials required for the replacement that are the responsibility of the homeowner. This is not a customer-specific situation and is something that all Landmark customers are required to pay.

    I had American Home Shield before Landmark, and this company didn't pay for all the stuff when it broke. We paid quite a bit of money to replace the Freon in our air conditioners. If someone has an older house and they haven't updated their air conditioner, they're looking at spending a couple hundred bucks, and that was the problem we had. Landmark doesn't do things that way, which is why I switched to them. They're a lot better because they're fast, and about the same price. They also have a lower deductible when the contractors come to my house. Submitting a claim to them is an easy process, and for the most part their contractors were all good. They were all professional, they arrived on time, and they were pretty easy to contact if I had questions or issues.
