Landmark's good at setting up service requests and the people that they've sent out have been good. However, the warranty was overpaid by $30 and they said they'd give me a credit on the service request. I just started with them in the end of August and unfortunately I've had three calls into them and nobody's ever said a word about putting the credit on my account so I've had to pay $60 service charge every time. So I'm not 100% happy about that but hopefully we can get that resolved.
Secondly, I had this same problem twice and it happened to be something outside in the sewer. I've never seen anything like this where they have a pipe that goes into the ground and there's a trapdoor on the bottom that the sewerage goes out through it. When the first guy came, he said that this pipe was turned backwards and that's why the trapdoor wasn't working right and my toilets overflowed. Then he turned it around and everything was working fine but last week, not only have the toilets started bubbling but everything came up in the tubs and the shower. A guy came out right away which is good because both things happened on a weekend and it's great that we could get somebody out.
But then it took me a while as I bickered with the lady from Landmark for over an hour. She kept saying that I had to pay full price for everything because they're not covered by the warranty since they already came out once. I told her that I have a Deluxe plan and I'm under warranty for all of that but she continued so finally I asked to speak to her supervisor. So she said she'll put the service request through but still insisted that it's in my policy that they cannot come out twice for drainage. I tried explaining to her that it had nothing to do with the inside of the house, only with the sewer pipe setup, but she wouldn't listen. It was 11:30 at night, I can't use my toilets, she had me going back and forth for over an hour and wouldn't do anything until I asked for her supervisor. So that I wasn't happy with. Certain things are fine and certain things aren't.
It's funny because I never thought I would even need the warranty on the house since it was clean and looks wonderful though it was nine years old. And I moved in in September and by last week I had three service calls already. But the professionals who came out were wonderful. However, they need some tweaking on their customer service and in applying the credit.

As for the plumbing claim, the work that was provided is actually something not covered by Landmark Home Warranty. Our coverage is specifically for plumbing within the main foundation of the home and that is why the rep was attempting to inform you of the denial. What ended up happening is that the contractor agreed to complete the work under their negotiated rate with Landmark. Please know that for future instances, under the Deluxe package, Landmark will not cover plumbing fixes that occur outside of the home.

I have filed 2 claims online with Landmark and the experience is good. Landmark is responsive to email. I received an email notification and phone call notification when the vendors are assigned and when they're on their way. The vendors are professional and I have not had a bad experience.

Since I've moved in my home in August, I've had several things go wrong with this home that were never caught during the inspection, and Landmark has been right on it. The technicians were very professional, prompt and ready to work. Thus far, it's been good with Landmark.

I was notified today by a Landmark Manager that the check had been cut and mailed- Hopefully a month long resolution. Still give low marks in communication and time frame to resolve a claim.

Our microwave went out 4 months after moving into our new house. I submitted a request for repair on 11 Dec 2015. It took a week for the repair people to show up. They called Landmark and told them the machine is beyond repair (I was standing next to the tech when they called). They also asked for an electrician to come out. 7 days later the electrician shows up, takes the microwave out of the wall, checks for power - everything works good. He then calls Landmark and tells them everything is fine. (Again I was standing next to him also when he called) It has been almost 30 days since I called and put in the claim. I call every two days for an update. This microwave is $1700.00 to replace out of pocket.
Today 8 JAN 2016 I spent another hour on the phone and like before I repeatedly asked to speak to a supervisor. Give that up it will not happen. I have no idea honestly how these people are allowed to operate in the United States and stay in business. I am a disabled veteran and live on a very fixed income so I thought that this warranty would be a life saver if something went wrong. Boy was I wrong. Save your money, do the research and don't let your real estate people sell you on a company that you do not research yourself. Save the aggravation and research companies yourself... and stay away from this one-- very upset with the customer service of this company... If the rating on this page could go lower than one star I would select that one...

My daughter's in-laws have Landmark warranty for their home and they’re very pleased with it. And so when I bought my house, I was glad that it was chosen for me. I’ve submitted a claim and it was easy. Their representatives were very friendly, cooperative, concerned, and answered my questions and took action right away. It happened on New Year's day and the technician wanted to come but I had to work. So he came the next day, which was a Saturday, to fix the furnace. He did a great job. He was fast and informative so I was happy with it. I’m looking forward to keeping Landmark for years to come. Great and fast service.

I called Landmark for a leaky pump and had a callback from the repairman within 2 minutes of hanging up. He came the next day and fixed my pump. The warranty company I used to have would have taken a week to call back and another week to fix the problem. Landmark does it right.

Landmark immediately contacted a repair service which did not respond. When notified, Landmark contacted another repair service and continued to follow-up to make sure the job was completed properly and on time. To expedite the repair, Landmark provided the unit necessary to complete the job. This is the third time I have contacted Landmark for repairs, and have been very satisfied with each.

The heat was on the blower going but no heat. I called Landmark and the courteous agent took my information and within 2 hours I was contacted by the service company. Within 5 hours the problem was fixed. Loose low voltage wires that were not connected. Reconnected and no service charge. Great Service!

Great customer service from the call center. Great service from the actual providers. The only issue I've had is long wait time on the phone but it might be to being the busy season for furnace repair, etc. The people are friendly and the service was great.

The person was very polite and knowledgeable. He was able to diagnose a problem just from the sound of the garbage disposal. He unstopped a slow drain very quickly and did not make a mess. He explained another problem we were having and how to fix it.

After numerous attempts at obtaining a plumber, once one was assigned, repeated attempts to contact this plumber failed. Problem worsened at home. Again numerous attempts to get a plumber here, resulted in Landmark assigning a personal agent for our case. Finally our problem was resolved to our complete satisfaction.

My experience with Landmark Home Warranty has been good. Our garage door spring broke after being in our new home for 3 months. I submitted a claim, and the following day I had a very professional and friendly service technician at my home making the repairs. While onsite, he noticed some additional potential issues and was able to install some replacement rollers (for an additional charge) all in less than an hour. I'm not normally a huge "warranty" person, but this one paid off - probably saving me $300+ for this service call.

In addition to the home warranty we purchased for our Pflugerville, Texas home in June, 2015, we also bought the pool/spa coverage. Landmark is awesome! They have sent very qualified service folks whenever we needed them. When our pool heater went out, they sent us a check for the balance of the warranty when the repairs hit the $1,000 max ceiling. Best initial investment in our home we made.

Toilets backed up on a Sunday and within 2 hours from initial call to Landmark and AZ Plumbing repairing problem. How wonderful is that?! Also furnace issues were addressed by AZ Excellence H&C satisfactorily quickly. I am totally blown away by Landmark.

Technician was very knowledgeable. Found a burned out circuit board and was able to order it and replace it. Once it was replaced, another issue with breakers came up so we had to have an electrician fix that and then the A/C technician returned to complete the repair and have our heat working. I really enjoyed working with Luke at Bella Heat & Air.

It took less than an hour after the order was placed to fix our water heater. We encountered a leak and Landmark Warranty sent out Prestige Plumbing to help get us taken care of for the holiday season. The plumbers were very friendly, knowledgeable, and efficient. They waited an extra hour to ensure that the water intake was not leaking. I would definitely recommend this company to friends and family.

My dishwasher went bad and called the Landmark. The contractor they assigned called me was Precision Appliances. Wed, Dec 02, 2015: The technician told me that he will come by 11:00 am. My wife took off from work. The technician did not show and when I called him, he seems like forgot the trip to my home. And said he will give me a call whenever he gets a chance! Means whole day my wife is at home! Not sure about your professionalism. But these contractors are way below about the professionalism.
I called to Landmark customer service. Almost 45 minutes hold then 'Ashley' received my call. The only thing she could help to call me with a different contractor in 24 hours. Means, another day off from work! Wed, Dec 16, 2015 - 06:28 PM: Today is December 16th and time is 7:25 PM. The Precision girl told me that they will install on 15th. No call no show up. Called this morning. The girl said they will come between 2-5 pm. And they got the parts. Called after 5:00 pm. Said they will arrive at my home within 45 minutes. No show up nothing. I called Landmark, Ashlee ** told me that the technician is on the way! No show up!
Fri, Dec 18, 2015 - 11:51 AM: The technician came and installed the parts. But did not fix the issue. Looks like the technician couldn't get the original issue. Now he is saying, it is a board issue! So he will order a new board! Mon, Dec 21, 2015: Called Precision Appliances 4-5 times. No answer and their voice mail is full. Called Landmark after 60 minutes of wait time, talked to Nick. Again parts order and wait time. My Summary: The technician still don't know where is the problem. He is just guessing and ordering the parts. I have no problem to do anatomy on the dishwasher but it is killing my time and all the inconvenience. Landmark does not hire any good contractor. And after opening the claim, it is an awful journey to fix the problem.

Our existing garage door started exhibiting problems. After exhausting all my knowledge of garage door openers, I called Landmark to start the work order and set up a time for 10:30 the next morning with universal garage door service. It was a snowy day and the dispatcher called back and said they had a cancellation because of power outages in the area. Within 1 hour of my initial call, my door opener was diagnosed as unrepairable and a new one was installed. The technician was friendly and efficient. Thank heaven for Landmark.

I have a house with three AC units, covered under a Landmark Warranty. This summer, two of them failed, two months apart. They covered one, then denied the other, saying that it is the same one that I'm trying to get a payoff for. When in fact they are in opposite ends of the house, the inspection company (terrible one-star reviews) gave me and Landmark reports showing different units and serial numbers. I have spent $24,000 replacing the two units, have all documentation, and took pictures of the old units they pulled out. I get a flat ** denial. Their terrible contractor (Sunrise Home Services) hangs up on me when I ask them to tell Landmark the truth that they inspected two different old units in different ends of my house. Scam! Scam! Scam!
As soon as Landmark Home Warranty received proper documentation supporting your claim that the two units were different and in fact, not the same, then we were able to reimburse you at our cost for the repair. Unfortunately, we cannot just receive an invoice for reimbursement from a contractor who did not take the time to write down information such as a serial # and provide monetary compensation. In order for Landmark to pay on a claim we do need the proper information. As you know, at this point in time Landmark has honored our coverage and you will be receiving a reimbursement check. Thank you for your patience while working with Landmark management.

When we bought the house, we were offered a one-year warranty and we had some choices. I chose Landmark because it covered more things. Moreover, their representative was friendly, was able to answer all of our questions, and was very helpful with us to put us at ease. Submitting a claim was very easy. We just called them and they sent someone out. The technician that came to our home was awesome. They looked at everything and determined the problem. The part had to be ordered, but it was here the next day and they installed it. I'm very satisfied with Landmark.

We've been with Landmark for four years now. I've only had a couple of claims with them and they've been prompt. The representative that handles my claim was very professional. They've been able to look up my claim and tell somebody who they’re going to contact me and there’s been email traffic. Also, the contractors and the people that they work with are very highly trained and reputable. I’m very satisfied with Landmark and I’d highly recommend them.

We first heard about Landmark Home from the real estate agent when we bought the house. We based our choice off her recommendation since she said that Landmark Home was good, and she was right. We've had to file a claim twice, and they've been excellent.

I requested the repair of our dishwasher and clothes washer, and the subcontractor assigned didn't do the work. We allowed a large amount of time and the repair was not performed. So we informed about this situation to Landmark Home Warranty, and they acted immediately to help.

We requested the repair of our washing machine and dishwasher on October 20th. The technician fixed the dishwasher on November 30th; it took too long for him to take care of our work, and we are not satisfied with the work done. The dishes still come out dirty. And that same technician has worked on our washing machine a couple of times during this past two months, but has not fixed it yet. The last time he came, on Nov. 30th, he said he was going to order another part and then come back to repair it. But tomorrow will be two weeks and he has not come back. My wife called him through the phone last Monday, December 7th, and left a message in his voice mail, to see if she could have any good news, but he didn't call back.
Then I called again the next day, and also left a message in his voice mail, and he didn't return my call neither. I believe he will not come back. It will soon be two months since my wife requested the service. In the meantime, we are having to spend money washing our clothes at a washing place (washeteria). Nobody can be happy with this kind of service. I'm sure you will agree. The company that is supposed to be working with our washing machine and dishwasher is: Extreme Appliance. I am a platinum contractor for Landmark Home Warranty. After doing work for them and seeing how they handle things, I decided that they were the best one. To submit a claim, I call them and tell them what I want. They then file the claim and it gets done, so it’s a good experience. The representatives I spoke to were friendly and able to answer all my questions. I had some plumbing work done, and the tech was really good in explaining everything that went on. He told me what would have happened, fixed the problem, and everything's fine.

I have absolutely nothing negative to say about Landmark. From the moment they answered the telephone by saying, "What can I do to make your day better?", they proceed to make my day better. In fact, I've been in customer service 40 years and in my book they are top of what I've seen in at least a decade because good customer service is almost impossible to find. I just paid for my second year because I feel really comfortable that they're gonna take care of whatever my need is with people who do a good service. I’ve recommended them to more than one friend.

I have two policies with Landmark. Unfortunately both the times I needed their service it was the weekend. First time the AC unit stopped working. I called on Saturday and they could send someone or even call to book an appointment only on Monday. Same with the water heater. Our city code requires us to have a working water heater in the premises and Landmark doesn't consider that as a requirement. Totally frustrated. They don't have a single contractor for air conditioning or heating over the weekend. So much for $500 worth of insurance with them.

Furnace went out on our house the day before we were moving in. Called LMHW that Friday night, they had a contractor in to look at it the next morning. He deemed it dead and LMHW ordered a new one. I went with Landmark Home Warranty because they do the mail for a free receipt service, and also a yearly tune-up on the AC units. I've had a couple of different claims, and they’ve been pretty good and responsive. I had to have my water heaters replaced and have the AC looked at a couple of times, and they were efficient. The one who came for the water heater got to me very quickly. For the AC units, we tried to get them out sooner than later, but they had some issues. We have a lot of rain here, so they had to postpone. It took awhile, but that’s out of their control for the most part. Anyway, it's been a very good experience.

Submitting a claim with Landmark is easy however to get something fixed and covered, it's an absolute nightmare. It's gotten to the point where to save my own time, I'm just getting stuff fix myself 'cause there is no point with these guys. They would take forever to send somebody out. Everyone they send out replaces and doesn't know what they're doing. I only have to use them for two issues but they have sent out minimum of three times per issue and each one of the contractors they send out doesn't know what they are doing. And the next guy is just bad mouthing the first guy, and they get something approved by the Landmark because it's another whole different scenario.
They try to put the cheapest replacement they can, but which I understand that cheap replacement is what ends up getting damaged again and they have to cover it all over again. They could have just replaced it with what was there before and just avoided all the trouble. There is only one contractor that they sent who actually finally checks the problem and he felt so bad. He just did it out of his own pocket, so I ended up just hiring him directly to fix it 'cause he was probably the only honest guy that they had which is the last guy that they sent out.
Other than that, I had one guy who said, "Well, if you wanted a better quality service then you should call us directly and not go to the home warranty." And I said, "Well if that is the case, why do I have a home warranty?" And I told Landmark about this and they said they will take him off the list but there should be some kind of pre-screening before they even got to this point. I'm very dissatisfied and I wouldn't recommend Landmark at all.

We added extra coverage for the hot tub after we closed on our home. My husband went out and closed the valves that had been opened when it was winterized, and I cleaned the hot tub out, which was not much work because it was empty. My husband then began filling the hot tub. It had a leak, the manifold pipe was broken. We called Landmark Warranty and a repair was arranged, or so I thought. I rearranged my schedule 3 days so I could be home for the person to show up. After several calls to Landmark, they said a technician had been in the area and took pictures of my hot tub while I was not home. He had declared it worth fixing, and they were going to start the process.
I was angry with the horrible service that this repair company gave me, and insisted they send someone out that might show up when they said they would. Another contractor showed up, and pulled the side off of the hot tub and began to explain to me that since the hot tub was about 8 years old, it was not worth putting money into it, since his opinion was that it would only last 10 years anyway. He took pictures, and passed the information on to Landmark, who refused to make any repairs.
Items to be noted: We paid an additional $150 to Landmark for hot tub coverage. We paid the contractor $60 for the service call. We are out $210 because the second person felt the hot tub was too old to repair. Landmark does not use contractors who you as a homeowner would get a reference for. They use small, 'independent' contractors who show up not with tools to fix your problem, but with cameras to take pictures of the problem so Landmark can decide whether to approve or disapprove the repair.
I would hate to rely on this warranty if something requiring immediate attention happened, it took over 3 weeks for a photographer to arrive to take pictures so that Landmark could deny the claim. That would be a lot of stress if this had been something requiring immediate attention, like a furnace or water heater. I am selling my last home and told the buyer I would buy a Home Warranty. At this point I will either give them the money that would be wasted on a Landmark 'Warranty' or find another company.

Our KitchenAid ice maker quit working after three months in our house. The local repairman made an appointment and came out the next day, went through a number of checks. Fridge broke and the cycle time it took to get it fixed was too long (over a month). Also, no option was offered by warranty company to borrow or even rent a fridge during the repair. I would not choose this warranty company again and don't recommend it.

Your repair is taking longer than desired because you elected to have the control board repaired with the manufacturer instead of accepting Landmark’s cash-out for replacement. Unfortunately, Landmark does not have any viable way at this point in time to loan or provide rental fridges. This also is not a service typical in the home warranty industry but it is a nice thought and something we will definitely look into. Thank you for providing your feedback! I happen to see what kind of coverage Landmark had for different things. They had full coverage and seemed to be fair and reasonable in their rates, so I got them as my home warranty. I've dealt with home warranty folks before and by far Landmark is the best. They're efficient, thorough and fair. Their representatives are more than helpful. I would give them 12 on a 10 scale. Submitting a claim has been very simple. I call, they give me a claim number, and they dispatch somebody. The contractor will call me or I'll call them, whatever the case may be, and they're out within a day if not the same day.

I was happy with the first appointment set with Landmark. The plumber they sent out was great. They handled everything great on the first claim. The second appointment I call back, I was not happy. The drainer in the bathroom they fix the first time just started leaking. I came back home, missed my work, and my son was there. It looked a makeshift where they taped the piece of pipe up and leaned it against the furnace.
I called for the leak to be fixed again and said, "This is absolutely ridiculous". They said, "Well the plumber said that would work". I've never seen anything taped to a furnace and wedged underneath a piece of pipe under the bathtub before. It looked really, really half-done job. I don't want to slam Landmark. They were really good to me. It's just when I called to question them taping a piece of pipe against my furnace, I was surprised that they said that the plumber said that was sufficient.
Please allow myself to express our apologies for the miscommunication occurring during this situation. I have listened to the recorded phone conversations and reviewed the email correspondences that occurred between yourself and Landmark Home Warranty and what I have found is that on two occasions Landmark has offered to send a recall in order to get this repair corrected for you. Both offers have not been accepted. Landmark would never want to leave a repair improperly finished and we are standing behind our offer to send a technician back to your home. This is the most oily, unprofessional, and unresponsive warranty company in a field where scams are widespread. Landmark works at not doing anything on any repair. They work harder at finding or inventing reasons you are not covered than any company in the business. They will deliberately sabotage your membership so they can find ways out of doing anything. This is simply the worst company I have ever worked with as a consumer or homeowner. The worst of the worst.

My experience with Landmark has been timely, professional, complete, and totally honest. It was the home warranty that came in a package with the purchase of my townhouse. But I have since extended that warranty and paid for it to continue, and obviously I wouldn't do that if I wasn't happy with the experience that I've had with them. I've called them out three times in the last two years. They're always extremely prompt and easy to work with. The people that they send out are always good. For instance I called them up for a minor air conditioning issue, and since then I used that company to do my routine service calls. Everybody is polite, the service is fast and relatively without any hassle, so I think very highly of them.

My real estate agent uses Landmark Home Warranty. And so when I was looking for a warranty company, she suggested that I look into them and see if I’d be interested. I did check a few others. It’s always good to have personal references. From the couple others that I was looking at, it was the one that I zeroed in on. For the most part, the process of submitting the claim was very simple. I usually do it online because it’s just convenient and I’m constantly on-the-go, with two kids always needing my attention. There have been a couple of times when I did not get a response, but when I followed up, they immediately got back to me.
The technicians I have encountered all seemed professional and knowledgeable. There was only one incident that disappointed me where the repair was done incorrectly and I had to get another technician to come and correct the problem. But I would recommend Landmark Home Warranty. It’s convenient and it seems to work well for my needs.

Landmark was recommended to me by my realtor four years ago. I had another warranty service prior, but was not overly impressed. Landmark has been AMAZING! With my home purchase, I did encounter several issues, all of which were covered by my warranty. Living in Arizona, having a working A/C unit is critical, so I also value the annual service deals they provide. The staff is friendly, caring, and makes certain the vendors they send out care as much as they do. Landmark was Responsive immediately to our request for service. The AC company was licensed and reputable they sent out. They were also polite, well mannered and knowledgeable. They tried several problem solving actions keeping us well informed in the process. Eventually both Landmark and air conditioning company agreed to put in new 2 ton unit. All of this was done in about a week including having to order and receive parts and eventual new unit. We have been very pleased with Landmark Warranty and would not hesitate to recommend them.

I have been a Landmark customer for about three years now. Last summer, our AC unit crashed, and Landmark quickly assisted us in getting a replacement unit. Recently, our microwave panel went out, and they assisted us in getting it replaced rather quickly as well. These are only two examples, but we have called upon them numerous times, and they have been there for us every time. Don't do it alone, rely on Landmark for peace of mind.

My experience with Landmark Home Warranty was very good. I initially used it to rekey my house after moving in to a different house. Then I have my refrigeration unit started shutting up on the top floor. I had to call out an air conditioning person. He came out and it didn’t fix it. He had to come back again. He also put some more Freon in the unit that was giving me problem. Both of them are very good. You never know if you’re even going to need something like this but it turned out I did. The refrigeration deal was good.
The only thing I’d be concerned about is my water heater. It turns out I’ve got an 80 gallon water heater. It only covers up to a certain level. The one gentleman I talked to when I set up to go to this particular warranty plan. He acted like they will work with Landmark somehow even though it’s a large unit. If anything would fail with it, I’d want to know if I have a warranty or not. But if it isn't covered because of the size and wouldn’t replace it with one that size, it would be a lot smaller. I’d go to a smaller unit. Other than that, everything has been excellent. I’ve used it twice and it did what I wanted.

Our realtor told us about Landmark when we bought our house. It was extremely easy submitting a claim. I called and they sent someone to fix the AC but it didn't get fixed. They then sent a licensed technician, very knowledgeable and reputable. Still, the AC didn't get fixed and we had to get a new one. My husband and my brother both have health issues and they understood that. They made every effort to have the new unit installed as soon as possible. It worked magnificently ever since. Landmark is knowledgeable, well-managed, and competent.

House smelled of natural gas when we woke up on a Saturday morning. I called the gas company, they turned off the gas to the furnace. Gas was leaking through the broken ignitor in furnace every 3 hours as it was trying to light but the ignitor is broken. I called the Landmark Home Warranty and explained the situation. I was told that it was not an emergency because I had isolated the gas leak and that I would be contacted on Monday by a contractor to schedule an appointment and that they would get to it within 4 days. I asked if within the week of not having a furnace the temperatures are predicted to be below freezing, would Landmark Home Warranty be responsible if my pipes freeze and flood my basement. They said no and if I needed it fixed today I would be responsible for the bill because it's a non-emergency.
I told her that was the point of the warranty is to cover deficiencies in the home. She said I could go to Youtube and learn how to fix it and then go to the nearest Home Depot. Otherwise wait till Monday for a call. I have never been a fan of home warranties for this reason and as a real estate agent I always voice my opinion and share my experiences about home warranties because they are happy to take your money but they are very reluctant to fix anything. They always have a way out of every situation.

Thank you for giving us this opportunity to address your concerns. I understand that the biggest worry in this situation is whether or not your pipes could freeze and burst, causing water damage, and if Landmark would take responsibility for damage such as that. At this time I have reviewed the recorded phone conversation and would appreciate the opportunity to explain what it was that the Landmark representative was suggesting and why this specific situation is not considered an emergency.
I did check the weather for your homes’ location specifically and the lowest temperature predicted for this week is 36 degrees. While it is true that 32 degrees is considered freezing, pipes in your home or in the ground, will not be at risk of freezing until the temperature outside reaches 20 degrees. The insulation in your home, and the way that homes are typically structured, offers protection beyond the operation of your furnace. While we do understand that it may be uncomfortable when the temperature inside your home is cooler, please know that your pipes are not at risk.
At the same time Landmark does not discredit the discomfort when the temperature is cooler in your home and that is why the representative offered to open the claim on a Saturday. What she informed you of is that if there was an after-hours fee then that portion would be your responsibility, not the entire bill. After listening to the recorded phone call I was also able to verify that she did offer to find a contractor that could service the home that day but could only guarantee service for Monday without an after-hours fee. Also, what she was suggesting was that if you were truly concerned about your pipes freezing that there are recommended methods of wrapping the pipes that would help further insulate them and that you could find instruction videos on YouTube and materials at a store such as Home Depot.
While I understand the frustration during this situation, and I understand your desire for same-day service, what the representative told you was true. This situation does not classify as an emergency and the representative did offer to make every attempt to find a contractor, which was declined and resulted in the first claim being cancelled. At this point in time it is my understanding that the claim was reopened a few hours later and a contractor will be contacting you today to schedule service. As stated in our contract:
“When you call with a Service Request, we will contact an INDEPENDENT CONTRACTOR who will contact you directly to schedule a convenient appointment during normal business hours. On weekdays, the contractor will contact you within 4 business hours of opening a Service Request. Under normal circumstances, LHW will initiate the performance of services within 48 hours after the request of the Contract Holder.”

I found Landmark on ConsumerAffairs when I became irritated with my ex-warranty company. Their customer service was lacking and for some reason, they hired a few incompetent companies, one who didn't permanently fix our leaking AC but instead patched up problems with duct tape. I decided to look somewhere else once the warranty expired. Landmark was of the highest of recommendations in home warranties so I decided to use them. I was not disappointed at all. The companies they use are full of kind people and their own customer service seems to have very happy people working for them. I seem to get a few chuckles from them when I talk to one and this makes me feel good knowing they love where they work.

The Landmark Home Warranty REQUIRES you to use their contractor in spite of the inconvenience and (in my case) dishonesty of the contractor. I have waited three weeks for leaky plumbing to be repaired. The Customer Service does not handle things for the consumer, but rather they just abide by what their plumber says which shows that they truly aren't there for the consumer. I am now trying to cancel my home warranty for a refund and LM is unresponsive. I recommend finding a better, reputable home warranty. They should always give you a choice of service provider and have a customer service team that listens to customer concerns and responds appropriately.

Landmark quickly gave us all of the info we needed to have our termite situation remedied within a few days. We had forgotten that our home warranty covered treatment, so we thought we were looking at spending 500-700 to remove them and have a barrier set up to prevent them. As we were going to schedule with a company, it hit me that we should check our warranty! Sure enough, it covered a treatment! So I called, and not only were we covered, she told us the great news that our fee was only $159, AND that included a 5 year warranty with the company that came out as well. Much better than what we're going to have to pay.
The technician that came out within a few days was very knowledgeable and friendly. He even cleaned up his mess after having to drill tiny holes in our flooring. It's been about a week since the treatment and we haven't seen any termite tubes yet. The company will even come out once per year for the 5 yr warranty and check our house for free. Not only the termites, we got a brand new dishwasher because the old one that was in this house when we moved in had died. Our garbage disposal died as well and they replaced it too. So the money we spent to renew our contract with Landmark has more than paid for itself, and it hasn't even been 4 months since we renewed! We've been with Landmark for about 4 years, and have always been very happy with their service and quick actions to get us taken care of. Highly recommended!

I will start off by saying that previously I have had great service with Landmark but this instance has been and continues to be a nightmare. I originally called in a service request in late June for a repair to my washing machine and after numerous attempts to get information regarding my parts delivery i am still waiting. I originally was told that the parts were back-ordered and after a month of waiting were delivered by UPS and left in the rain.
When I talked with customer service they told me they would have the service contractor dry out the parts and would then schedule to install. Parts with bearings and set in the rain, not a good combination. After consulting with the contractor to verify my concern I was told that Landmark had instructed him to use the damaged parts which he told me he would not use them in his washer so I immediately called Landmark and refused the parts. Once again Landmark ordered the parts and again was on back order.
Not sure why Landmark is ordering parts instead of the contractor. I talked with Allie on August 4th to find out the status of the parts and was told the parts shipped on July 17th. I called back on August 17th to again inquire about the status of my parts and talked to Justina with no new information. I was later told the parts were shipped on August 8th. Since I had not received a call i called Landmark on August 24th. I requested to speak with a Manager and I was sent to Peggy.
After reviewing my claim and seeing all the problems I had been having, Peggy told me she would follow through until my repair was completed. On Sept. 21st I called back and spoke to Peggy which passed me on to Tiffany and was then told that the parts were delivered by UPS but package could not be found. You guessed it, parts have to be re-ordered and are on back order again. On October 9th I called back to check on the status of my order and talked with Justina.
I requested to talk with Peggy and was told by Mellisa that she would be in in about 45 min (10am-ish) and she would call me back with an update on my parts. No one called me back so I called back the same day at 6pm and talked with Justina and she stated that UPS tried to make a delivery on Monday, October 5th to the contractor but no one was there to sign for the parts and UPS has not returned yet. I asked to speak to a Manager and was told that in order to speak to a Manager i would have to put in a request and it would be a minimum of a 12 hour wait. WOW customer service at its best. I am hoping I receive a call on Monday and that my parts have not been shipped back and we have to re-order again. Landmark did refund my 60.00 service call fee and they did offer 400.00 to go and buy a new washer. Not sure where I can get a new washer from for 400.00.

Landmark Home Warranty was the second home warranty company that I had. The first one, it was all screwed up and they could never get anything straight. Finally, we cancelled them and then went with Landmark Home Warranty. I've been very happy. Claim submission was amazingly easy. They sent out a very smart young man who was very expedient and totally prepared. He brought all the equipment he needed. He also brought the garbage disposal, which apparently he keeps at least one in the truck, and was the problem. He came right in and dispatched it easily and quickly. The whole experience was great.

We've had people come to our home three times and they've all been on time, clean, knowledgeable, and polite. They've done their job and it worked out well for us. My neighbor had Landmark Home Warranty and was satisfied with them so I got them, too. Everything's good and the people have been very nice and it's easy to submit a claim. Unfortunately, we had two guys come in on two various occasions and they didn't know what they were doing. But the last guy that we had from Royal, Matthew, was wonderful. He got in there and knew just what it was. He had a cell phone and took pictures. He got the number of the parts and replaced two little parts and it's working like a charm. He was good. And if I have any air conditioning problems or problems with my blower, I told Landmark that I want Royal and I want Matthew. He was so good. I'd definitely recommend Landmark Home Warranty. I'm happy with them.

They try to get out of everything. They have people answering the phone that know nothing and tell people when they call that it isn't covered. If you manage to make a claim then they find a million reasons not to cover. Trust me. Use someone else. These guys are the worst. Many other agents have complained as well.

Landmark has gone above and beyond for your clients, but there are limits to the coverage we can provide outside of our contract, as a courtesy. We are truly sorry to see you so disappointed and to lose a great business relationship but respectfully, there isn’t any more that can be done. Landmark has paid for services, sent second opinions and offered to provide coverage outside of the contract that was turned down because of a personal opinion of the contractor willing to do the work.
We understand the coverage that your clients are looking for, but as a viable business, Landmark must draw the line somewhere. We are not denying coverage for no reason. We are denying it because either that coverage wasn’t purchased (such as sewer coverage), and we can’t provide coverage that simply wasn’t paid for, or because it is a listed exclusion in our contract and in order to provide fair coverage to all of our customers we follow our contract as a guide.
Again, we are truly sorry to lose a great business partner, but Landmark is a very fair company that provides very comprehensive coverage to our customers. Landmark receives a lot of great feedback and appreciation. We love our customers and they know that we’re here for them!
We hope that you will reconsider sometime in the future and know that Landmark will be here for you. In the meantime, if you have any questions or concerns you have multiple contacts at Landmark that will be willing to assist and I am always available.

Landmark has been pretty easy to work with. There were a couple of technicians that had to come back out a couple of times, but I don't know if it's because the issue is complicated. Also, there were two incidents where it took them about two or three tries to actually fix it. It could be that the issues we're having were more complicated, so I don't know if they are incompetent or not because I'm not the professional. The warranty company was always responsive and in the end, they've resolved everything. We've been happy with Landmark and we'll continue to renew our warranty with them.

They've been professional and knowledgeable and came when they said, very quickly, and got the problem resolved. They took great care and fixed what we needed fixed at a minimum price. After being a customer for 1 year 8 months of Landmark Home Warranty I was dealt with a shock of a customer service where I wanted to cancel my service since my house was sold on October 2, 2015 and there was a refund due of $160 which they refuse to give back and said was adjusted in the services that I had during my service period which is totally unacceptable. The Service Representative kept on insisting this is our policy where there is a charge of $40 cancellation fees and remaining balance of $120 would be adjusted due to the reason I utilized the service during my active period.
I ended up keeping my policy active as it does not make sense to cancel my policy that would end at the end of January 2016 where I would not get my refund back and this is a clear breach of customer service where service provider is denying the refund for the cancellation due to unavoidable circumstances to continue where I got refund from all the other services homeowners insurance etc...

Thank you for giving us this opportunity to address your concerns. As a Landmark Home Warranty customer you are very important to us and we are sorry for the frustration being experienced during cancellation. Please allow me to explain Landmark’s cancellation process and hopefully relieve some frustration since our process is in place not to offend any of our customers but only to provide consistent coverage to everyone. As stated in our contract, for the state of Texas:
“CANCELLATION: If contract is cancelled, homeowner shall be entitled to a pro rata refund of the paid contract fee for the unexpired term, less a $40 administrative fee, and any actual service costs incurred by LHW. Cancellation may be made by Contract Holder at any time.”
Your contract with Landmark was purchased in the amount of $480. If you divide that amount by month is becomes $40/month. Eight months of coverage had passed and we were entering the ninth month of coverage, which would leave $160 remaining. As stated above there is a $40 administrative fee when a cancellation occurs, which would then leave a balance of $120. As also stated above (excerpt from our contract), a refund would also be less any actual service costs incurred by LHW.
Landmark has serviced an appliance in the home and the A/C, services which did cost more than $120 collectively. This is why a refund was not offered during cancellation. This is a process that is not customer specific and occurs with all cancellations.
It is my understanding that initially you chose not to cancel but then called back the next day to finalize cancellation. At this point in time the cancellation has been processed.’

Landmark Home Warranty has been proactive. They got out here right away when I called in when we had problems with the refrigeration unit and to set me up to have somebody come over to check my furnace before I turn it down. They’ll try to get my coordinates as quick as they can. The technicians have been great and I never had a bit of problem with any of their technicians.

Although I had a lot of doubts with home warranty in general, Landmark really proved to be one of the most trustworthy companies I've ever dealt with. Let me just tell you that they wont cold shoulder you; they will actually resolve your issues. I was treated with dignity, respect, genuine care, and very fairly. They stand behind their promises, respond in a timely manner, and treat you like an actual human. Even though this may sound basic, it's really hard to find this kind of treatment nowadays with customer service in general.
This team is very well trained and understands how to professionally deal with the frustration of a customer with a claim. They actually speak English (the English you'll understand) and are not just repeating a bunch of phrases that they were taught, they're genuine. The managers are amazing and just get things done (thanks to Jesse and Kim **). I wish I had all the names of people who helped me but it wouldn't really matter because every single one was awesome!
It's as if my house was waiting for the warranty to go in effect before it broke down all at once! On the second months of my warranty, my ac broke down (everyone's nightmare repair). I did have a few issues with the contractor, but my issues were all resolved and ac was fixed within a fairly quick time frame. In a repair that should have cost around $2,500.00, I only paid $290 (out of pocket) + $60 service fee. On the same day when the ac guy came for inspection, my water heater broke down (Yes, I definitely felt cursed!). So now I had 2 open claims, and a house that was unbearable!
When the plumbing contractor assigned to the job failed to show, I was even allowed to bring a company I previously worked with and was approved the reimbursement of $375. Other than the fact that I was truly saved from all of these sudden expenses, this company's customer service really impressed me. It was truly worth spending the time to detail my experience here in a review as a simple thank you to their professionalism. Also since I rely completely on reviews for services, I know this may help a lot of people out there make informed decisions.

We've had a good experience with Landmark. Submitting a claim has been easy although we've had a few glitches with repair people, but it's nothing terrible. We had a plumber that didn't come back to install the part which stops a leak and I never knew whether that was about our renter's schedule or that he really dropped the ball. Also, we've had delays with getting parts which were expected. Other than that, it's been good and we've been very satisfied.

My realtor recommended Landmark Home Warranty. He said he had a lot of luck with Landmark so I went with them. So far, submitting a claim to them had been very easy and their people have been very helpful. When the air conditioner went out in my house, a guy came out and changed two or three parts. He repeatedly charged and drained it several times, but it would do the same thing. Finally, he said, "I just do not know." He was a very pleasant and an excellent worker, but he was kind of young and I guess he didn't really know it all well. So I called Landmark and they said, "Oh, don't worry. We'll have another person out tomorrow." And they did.
I had written down everything the first guy did and told me. The second guy looked at the notes I had and said, "Well, I doubt if I can do anything." Then he left. I called Landmark again and this time they said, "Well, we'll get somebody really good out there. We'll do some checking." So they called a place called Southwest Air Conditioning and got a guy named Lance who owned the place. Evidently, he's one of the better ones in town. When he came out, he walked around and gave us everything that was wrong with the AC. He showed us something that Landmark wouldn't cover and that was the construction. They had built it where they had to put the inlet duct too close to the coil up there, including coils in the house. So I shopped a bit.
We had all kinds of problems and Lance sent two people out here after he talked with Landmark and they fixed it for me. It cost me, but that was a prior faulty construction. But Landmark still told me that I had some notice for my order. They sent me a check for $250 to help me pay for it. They got that all done and it had worked perfectly since then.

Landmark's customer service is one of the worse I have ever experienced and they seem to use incompetent contractors. We recently moved to Texas and it was recommended to go with Landmark for our home warranty. Our first month, we had an issue with the cooktop. All the gas burners would spark when the downdraft fan was turned on. We called Landmark and an appliance repair contractor came out on a Wednesday. He gave us a time window of 9AM-1PM but didn't show up until 3:30 PM. He said that some parts needed to be ordered and would call me back to schedule another appt on Friday. By Monday, I still hadn't heard anything so I called the contractor and he told me the part had come in. So we scheduled another appointment for later in the week. Again, didn't show up until 4 PM even though we were given a time window of 9AM-1PM. The knobs were replaced, but the problem persisted.
The appliance contractor then said he would need to replace another part and would call me back when it came in. 2 weeks ago go by and no word. I finally called Landmark to let them know my dissatisfaction. Landmark said they would call the appliance contractor. 10 minutes after getting off the phone with Landmark, the appliance contractor calls back and makes another appointment. He returns, replaces the part, and tells me he made some adjustments to the gas flames. Afterwards, we finally use the cooktop and realize that the "adjustments" made by the appliance contractor left us with one intensity for the flames, HIGH! So now, everything burns! Whether the dial is on low or 10, the gas flame is the same. So after wasting 3 visits over 3 weeks, our problem has been augmented.
I called Landmark and told them what happened and requested another contractor to come back out to fix the original problem AND the NEW problem the last appliance contractor caused. At the very least, I wanted the flames to be adjusted back to the way they were. Right now, we have just one setting on the cooktop and can't cook everything on just high heat. The customer service rep told me that since they have to call a new contractor, we will be responsible for another $60 service call fee.
I explained to him that we shouldn't have to pay another service fee since we are asking them to fix a problem that was caused by the previous appliance contractor they sent out. We went back and forth and it was obvious that this guy had a script because his reply every time was, "Because it is a new service call, you will have to pay the $60 service fee." Clearly, common sense doesn't come into play here. This other appliance contractor is supposed to come out tomorrow. We will see if they creates another problem.
The other time we called Landmark was for an electrical problem. Our electricity bill was unusually high for when we were out of town. They sent out an electrician, who spent literally 5 minutes walking around the house, and gave us some bogus answer about how the AC fans still run when it's set to off. No diagnostics or actual investigating. We paid $60 for that service call. Later, we found out it was because one of the thermostats was broken. Landmark is a scam. They just collect the yearly fee and don't actually care about fixing your problem since they use low-quality contractors.
When we had our home in California, we had Fidelity for our home warranty. Their customer service was very professional and always made sure we were taken care of. We only used them 3 times throughout the 3 years we had our home, for minor things like the garbage disposal and the garage door, but we kept renewing because we felt they actually cared about customer service. The one time we felt frustrated with a contractor, the Fidelity customer service rep took the initiative and ordered the part himself and scheduled the contractor to come out, and they never seemed to be reading from a script like Landmark does. We should've just stayed loyal to Fidelity when we purchased our home in Texas. Going with Landmark was a huge mistake. We will definitely not be renewing with Landmark.

The diagnosis received was that the gas valve needs to be replaced and we ordered the part as soon as we received the diagnosis. Hopefully this repair will be completed ASAP.

My realtor and mortgage loaner bought me the first year policy with Landmark Home Warranty. I've submitted 2 claims, one, I went online and got a phone number. The other time, I called them on the phone. The technician who came was very informative and did all that he was supposed to do. He even let us know about some future issues that might come up. Over all, it was a very easy experience.

We had a delay of close to 48 hours in getting an A/C tech to repair our non-working unit on 8-20-15. Tech could not be at the home until the morning of Saturday 8-22-15. The system went offline on Thursday afternoon. With the daytime temps well over 100 degrees in the Phoenix area, we were forced to stay with friends for 2 nights until the repair was completed. It was a failed capacitor. The same capacitor that was replaced by an A/C tech through Landmark barely one year earlier (on 7-13-14). Upon discovering the A/C being offline the afternoon of 8-20, we contacted 2 A/C service companies in the area who could have been at our home the evening of 8-20-15 or the next morning, on 8-21-15. But because they didn't work through Landmark, our hands were tied.
The A/C contractor bullpen that Landmark uses seems to be thin in the Phoenix market considering we were advised that the 2 day lead time was "better than other times we've been getting". The contractor did the best they could and was very professional. But with a whole home warranty, I don't expect to have my family and pets to need to stay with friends while waiting on what would have been a repair of <$100.00, with or without a warranty.

Submitting a claim with Landmark is really easy online. I am not a computer whiz so that has never been a problem. And I've since submitted a couple of claims and requests and it’s worked out just fine. Someone gets back to me. I'm doing it at 2 o'clock in the morning so they don't call me back immediately. One time I did it during the day and somebody called me back in the next 30 minutes. It had been real good.
Everyone that has come out has all been very nice. But mostly, I've only had a tune up done to the air conditioner heater unit. I try to get it done before its season. And we have a heat pump, so I learned from this last fellow that it's the same thing. I only have to really do it once a year and the only disappointing thing is sometimes it's a different company each year. I don't always get the same person. But then, this last fellow that we had has said that he's been with Landmark for several years now. And he said If I like him, I can request him so I kept his card. I'm going to just request him.
I have to remember to keep his card since I can’t remember who to request because there are just some people that are just tremendously personable, helpful and really nice. And all of them have been, except for the one person before that. That vendor wasn't able to get the job done. I saw online that they were paid for their services and the problem was complete but then, the problem was not fixed. They sent someone else they’ve given an authorization and I got a phone call from them at about 5:30 one evening and said, “Yes, I just got an urgent request and I’ll be out there first thing in the morning” and he’s the one who took care of the problem. I don’t know what happened to the last guy. I was about ready to call Landmark up and say there’s something wrong with these guys and I guess they realized it too so they just took care of the problem. My experience was great. I submitted a warranty claim online because my garbage disposal wasn't working. The next day a plumber showed up, determined it needed replaced and installed a new one. I gave him the $60 deductible and he went on his way. It couldn't have gotten any easier than that!

We have had several calls for repairs needed since we have had the home warranty service for 1 year and 2 months. We have been fortunate to have skilled, dependable workers in almost every instance. We have had some expected delays while we waited for a part and one instance where the plumber could not come until the weekend was over. All in all, we have been so glad that we invested in this home warranty since we are landlords that live in another state. Sometimes, it is hard to coordinate the repairs with renter's work schedules which is not a reflection on the contractors at all.

I was skeptical about Home Warranty programs, but since the seller was including one, I researched and chose Landmark. We had a pool pump die 2 days after the purchase, and contacted Landmark. They sent out a service tech, they replaced the pump, and we were happy with the ease in which we had the service done, and were glad we had the home warranty. They serviced us, as expected. We had a second call, due to some plumbing issues, and they would only cover part of the problem (outdoor spigots are not included, because they aren't 'in' the home). Not real happy about denying that part of the claim. They did fix a minor indoor plumbing issue, so was not a total loss of our service fee.
Then we had a major plumbing issue, and needed it serviced immediately. They consider "24 hours" to be the response time for an emergency and the contractor couldn't respond for 21 hours from the call being initiated. We couldn't wait that long, as we had sewage backing up into the house, so we ended up having to contact a plumber and pay an exorbitant amount of money for the repair. Really not happy about having to do that.
So, if not urgent, they are good. If it is urgent, can't really count on them. They did at least try to find a plumber, but since they have a limited number of contractors, it didn't work out. We have gotten our money's worth from the 2 calls they did service, so I am satisfied overall. Compared to the horror stories I've heard about competitors, I think we did right in choosing Landmark.

I wanted to try a new provider and went with Landmark. There was no real compelling difference in the value proposition, but maybe a more favorable pool of subcontractors with a little different certification process. I was looking for improvement. Submitting a claim was fine and so were the interactions with the claims rep. People that have been sent out a couple of times were fantastic subcontractors! There was a little confusion, however, on some elements of the coverage and people asking the right questions. I think there could be a little more clarity in the initial interview process about what is canned and what the opportunities are if you have an outdoor fridge or secondary two or three refrigerators, or hot water heaters. If you have multiples, I think there should be clarity around that process. Other than that, I'm happy with the experience.

Landmark also helped out with the scheduling of the third party technician. I have already used my home warranty to re-key my house when I moved in. Then 2 months later my refrigerator was leaking. They sent a repair service out and it's fixed. Landmark Home Warranty has been responsive every time we've called. Now, a few of the contractors have been slothful, but not Landmark. When our dishwasher quit working, they gave us several alternatives to choose from. In particular, Alicia followed the process for us and even worked to clear up another matter (a payout on our pool equipment). She is a valuable asset in a company that tries to take the worries out of home ownership.

We are truly grateful for Landmark Home Warranty. We have had them for just about 3 years. Always fast, friendly service. Price is a deal considering all we have had to replace or fix in our 1950 home. We had an electrical problem a week after we moved in - almost a 700.00 job. We paid 60.00. Air conditioner went out mid summer. We did have to wait a bit but it got fixed for 1/4 of the cost. Then our dishwasher went out. That job was the only one that took forever to complete. The contractor ordered the new one then went on vacation. However it was replaced with a 500.00 brand new dishwasher and we only paid the 60.00 service call. Which was then refunded back to us because it took forever for the contractor to install it. Landmark is a great company and we will be renewing our contract for as long as we are able to.

The people they have sent out to our home have been spot on and not only helped us fix the problem but helped us in teaching us how to maintain our products instead of just having them serviced. Air conditioning unit stopped working. Landmark sent someone to fix it. The vendor had to return a second time to replace the fan, but was repaired well. Landmark was very responsive and we appreciated it very much.

Contacted this contractor. They said they look at septic tank systems. Our work order was lost so it took a week for a response. No one from the contractor to any of the representatives came there could point is in the right direction.

Home is equipped with heat pumps. Air handler is in the attic. Alternate open drain line began to overflow. Our main concern was for our brand new hardwood floors. It took some convincing on the part of my wife that it was an emergency. But Landmark secured the A/C specialist. He arrived at 9:30 that night and eliminated the problem.

Our realtor told us that they had better luck with Landmark as far as the promise of coming out for the claims and getting someone to do the job. We've had absolutely no problems in submitting a claim. It's been simple. Some of the staff that we worked with over the phone had been great, gave us feedback, and check in on the claims to make sure everything was taken care of. And there have been absolutely no issue with the technician's knowledge, and how they are whenever they come in to the home.

We almost didn't get a home warranty because the home we purchased was only three years old. The water heater went out within two weeks. Landmark immediately had a plumber contact us. They also offered the re-key service which was great. Both contractors that were sent to our home were very courteous and professional. I would recommend getting a home warranty for sure! When we got in our new house, there were some things that were not disclosed, and we found out that there were a few things that were not working. I called Landmark and I got a young woman who said, “Oh, we don’t cover any of that, we don’t cover any of that,” and she took my name and number. I said, “Well, I want to open a claim anyway because I want someone to come look at it,” and the next day I got a call back from another lady named Marva and she said, “Oh, we want to help you. What can we do?” She was great. She had someone come out within two days and they looked at the problem to see what they could do.
Landmark also sent out contractors that could fix the dishwasher and the tub. They followed through until everything was done. My husband liked the technician that came out to work on the dishwasher. He was personable, talkative, and explained what he was doing. He looked into the problem but he didn't knew how to fix it, so he reported it and took it from there. Overall, I would recommend Landmark.

My daughter said Landmark Home Warranty was good. She's a realtor and she was the one that chose them, and she couldn't have done better in my opinion. Landmark Home Warranty is excellent! Their claims are quickly evaluated and approved and I pay it as soon as it's done. I'm impressed with them. First, we called because the house had roach infestation and we needed to have it exterminated. That was part of my warranty. They sent an email with who to get in contact locally with. I called, it got scheduled, they came within just a few days, I paid my deductible part, and they submitted the claim back to Landmark. It was fast! I was surprised how fast everything went through and happened, which was great because I needed it done before I moved in. Their technicians are very courteous and very thorough, so I was impressed with the company that is contracted with them. It’s a national company and they did a great a job.
I haven’t seen a roach since I moved in and they were thick in here. The roaches were in the attic since they were coming out of the ducts. The technicians treated the attic, the whole house, and around the outside of the yard. The only roaches I’m seeing right now are dead and they are either on my porch or in my garage which is what I wanted. It’s been improved. I’ve got some other work to submit to re-key my locks. If they’re as good at this as they were in the first, I may just hang on to that and take the option of expanding it. I’m thinking seriously about doing that since they have been so effective.

I was called back immediately with information about who would be coming. Three technicians came and there was no problem getting an okay for what they needed to do. They were also very friendly. When I was buying our house, I was informed that there was going to be a home warranty along with the purchase - that was Landmark. Some months ago, my water heater went out. I filed a claim with them and it was a simple process. Their reps were most helpful and polite so that has been a good experience. However, I failed to read my contract a little closer and went ahead and started making steps to replacing my water heater even before I called them since it happened on a weekend. I made a mistake doing that. It was the first time I had a home warranty deal like that. They had somebody come and look at it, but they couldn't help me with the water heater. They, however, had an electrician who was professional come out and replace the ceiling fan since it was covered by the warranty. He came on time and looked at other issues I had as well. It was a good deal. Overall, everything's been great so far and I'd recommend Landmark.

I am extremely disappointed and dismayed in Landmark and its service. I have called and was never called back. I am a new customer, having recently purchased two policies. When I try and find a contact other than a phone number (business hours only) or a general email, they don't seem to exist. I paid for two policies at ** and ** (to date no policy has been issued). In addition, I already have a policy with Landmark for ** based on my recent purchase of this house. This should have been flagged by Landmark. I forgot that a policy came with the purchase. I consider this behavior malfeasance. I will be posting this on the web and I will contact the BBB.

I highly recommend Landmark Home Warranty. When I call them, there are no questions or problems. They just send a guy out very quickly and their technicians are always very good and nice people. When we moved into our house in Arizona. It was July then and a week later our AC went out. They sent a guy out, fixed my AC, charged me $60 and it was good. Out of curiosity, I asked the AC guy how much would it cost if I had paid for it. He said, “Oh, about $1,600.” And I'm like, "Wow!" And then a few weeks later, the disposal went out and they came out to fix that.
Then when I was doing property management for a short time and I would have investors. I said, “If you want me to work for you as a property manager, you have to get a home warranty with Landmark Warranty because I know they take care of their clients.” At one point, I had eight houses with Landmark Warranty and the owners would just tell the tenants, “If something breaks, don’t call me. Don’t call Phil. Call Landmark.” And to this day even though I'm no longer the property manager, Landmark still sends me little notes here or there about what needs repairs, and they went down and took care of it.
Basically, I was a completely loyal Landmark person but then I got my own brokerage. I was still recommending Landmark, but I get this thing from my Errors and Omissions provider saying, “If you use one of our preferred home warranty people, we’ll give you no deductible on any houses you sell or use as buyers,” So I thought we'd try that and started recommending Old Republic. So my wife sells a Spanish-speaking lady a house. And in July, she buys the house and then the AC goes out the first week she’s there. I’m thinking, “Well, no big deal. Just call Old Republic and they’ll take care of it.” Old Republic says, “No. We need to see the home inspection report.”
So I got on the phone, a little upset, and said, “Why do you want a home inspection report now? Why didn’t you ask for that before you said yes and took her money?” If they told me, “Hey, Phil, from now on, we need to see home inspection reports before we’ll give you a home warranty,” okay, that’s cool, right? That makes sense to me. But they asked for it after the fact and now it’s messed up. So we had to argue and fight for two weeks in the Arizona heat, with this lady's kids in the house at 115 degrees with no AC. I could care less about no deductible if something like that is gonna happen but I’d much rather my clients are taken care of.
So now I don’t just recommend Landmark Home Warranty to friends. I recommend them to strangers. Since I teach real estate school, if I have an opportunity to talk to brand new agents about the experiences I’ve had, I say, “You need a good lender.” And I give them my lender’s name. “You need a good title company.” I give my title company name. And then I say, “And you need a great home warranty company and I use Landmark.”

I had two problems happen at almost the same time, and this was the first time I had to contact Landmark for service. I was apprehensive as this was the first time, and I always dreaded calling the previous company as the contractors they sent out were not knowledgeable so never really fixed anything... only band-aided the problem. Both contractors Landmark sent out found the problem right away and problems were fixed! I was impressed with the contractors. Hopefully I won't need to contact Landmark for a while, but when I do, I won't be apprehensive.

I've had a couple of issues come up with my house. I will say the first time I put in a claim to Landmark, it took several follow ups and calls to make sure the claim was put in correctly and ensuring a contractor would be contacting me (I had no hot water and it was 20 degrees outside). Since that first time, I've had to call a couple of other times. Each time, I was promptly contacted and assigned a contractor. The contractor did contact me and their work was great! Totally saved me a ton of money and I was super happy with the results.
