However, we soon received a call back from another employee, Marva, who was absolutely wonderful to work with. We felt we were a priority to her, and she kept us up-to-date on who would be coming to our house and when. She would follow up to see how things were going.     I haven't been waiting 4 1/2 weeks for an air-conditioning unit to be fixed. The first company did nothing for 3 weeks and then actually forgot to show up on the installation date they had scheduled. The second company has been out 6 times over the last 10 days - each time they have installed a new part and pronounced the system fixed. Only for it to fail within a day or two. I was not happy with the first company which was completely unprofessional and incompetent. I have not been happy with the number of visits by A/C Rescue to fix the A/C - both the number of times they've had to come back to replace parts and the fact that the system has not been fixed (A/C Rescue is again coming back tonight since the system has again stopped working after their last visit on Monday, two days ago - so it remains to be seen whether this trip will result in a repair that actually works).

    I have not been happy with the fact that I've asked Landmark to pursue this matter with A/C Rescue but haven't really heard back. I am also told that the person who lives at the Dallas property has been told that the entire system should be replaced, rather than this piecemeal approach. If that is true, and that opinion was conveyed to Landmark, I'm extremely dissatisfied with the attempt to save money while my home has basically been without air conditioning for 4 1/2 weeks during the summer in Dallas.

It is my understanding that at this point in time the capacitor for the fan motor has been replaced and the unit should be operating normally.     Reynolds Electric was sent to us by Landmark and they did a great job. We had no air conditioning and the temperature was over 100 degrees so they managed to get one circuit working so we could run a fan as it took 2 days to make the repairs.     I cannot say enough about Landmark. We have tried other companies in the past and had nothing but problems -- from trying to exclude items to taking months to fix a problem. We bought our Landmark warranty when we moved last year and was impressed with the price and coverage. The first time we called due to an electrical gremlin, the customer service was excellent, and we had an electrician out within hours. When I had tried to find an electrician earlier in the year to do some minor work (add a fan point and extra outlet) it took me 3 months to find someone to even come and give a quote! We have had one other call due to an A/C issue, and again I have nothing but praise for their efficiency and helpfulness. The problem was fixed the same day. The policy has already more than paid for itself even before accounting for the time and effort saved. I had no hesitation in renewing and would recommend Landmark to every homeowner out there.

    Spring broke on Garage. Called in on Saturday to schedule repair under warranty. First Contractor did not respond. The number listed went to a VM that said VM is full and not accepting messages. Although the company website said they were open, no one would pick up phone. Waited until 11 am Sunday AM and called Landmark. They said Sunday was difficult to find a garage door company to come out, although if you google local garage repair companies, all of them are open 24/7. They scheduled a backup company to come out to make repair. When completed, he added $75 to the $60 repair bill for emergency services. It would have been cheaper for me to call a local company on Saturday to come and fix spring and would have received a lifetime warranty. The service company that came offered no warranty.

    I submitted a claim on August 5, 2015 and now it is August 21 and the AC is still not repaired. The weather in Texas has been in the high 90's which the inside temperature is in the 100's. I have been calling the warranty company and contractor every day, sometimes several times a day for the past two and a half weeks. The people in the customer care department are friendly; however, they need to work on their organizational skills and keeping the customer up to date on the progress. I went online to check the progress and the only thing the website gives is the claim you submitted and no progress report.

    Every time I call them I get different information between them and the contractor. At first, I was told the part was ordered and it would take 3 to 5 business days for the contractor to receive it. Two days later when I called to check on the status of the unit I found out that the order was never placed and they were waiting for the evaluation from the contractor. After they talked to the contractor they finally submitted the order which would take 3 to 5 days for delivery. I called the contractor the next week to see if the unit arrived, which it did, and would be installed the next day. I called the next day when it was suppose to be installed and found out that the job was never completed since the unit was damaged during shipping. So, if I never called to check on the status of the job nothing would of happened to get a new unit.

    By that time I was very angry about the situation and called the warranty company to talk to customer relations. They found a replacement unit locally to be put in the next day. They called the contractor to give them pick up information for the unit for install. I called the next day and found out that it was never picked up and the order was never approved for pick up. At this point I'm very aggravated with the warranty company and the contractor. It has been already over two weeks and the unit has not been installed. The warranty company is still working on the progress of the AC repair and we have no idea when the unit will be replaced. Our tenants are living in an uncomfortable situation because Landmark and the contractor "Done Right AC Repair" are not taking their job seriously. All I want is the A/C repaired and have happy tenants, but that seems far from happening now.

    Bought new house in Oct 2014. It came with the home warranty from Landmark. I called multiple times to cancel and get the purchase price of the warranty refunded. Each time I talked to a customer representative who would transfer me to "the only person who handles cancellations" who kept odd hours/worked part-time and was never there when I called nor ever returned my call after I left messages to do so. Their tactic worked, which is to say I forgot about it/let it go, so much so that I didn't even think to call them when I had to get my AC capacitor replaced ($224). When I got a renewal notice, I tried to get some use out of it, but the fix I needed (pressure regulator replacement) isn't covered by the warranty.

    I love Landmark. Love them, love them, love them. We have a home inspection company so we're in the industry. I did not like my previous home warranty company that I've had for other properties and wanted to try somebody different. I've been very, very fortunate with the couple of in-field vendors that I've worked with. They usually call within an hour or hour and a half to schedule the appointment time. When submitting a claim, the people on the phone are very responsive and they send the emails out right away. I just did a presentation to a real estate office this morning, and somebody asked, “Are you associated with Landmark as well?” I said, “No, we're just inspection,” but let me tell you -- I am not a paid spokesman for their company but I will highly recommend them.

    I'm trying to understand Landmark's process. My family and I have been without an air conditioning system since last Tuesday. Bay technician came out on Wednesday, change the capacitor and said that the compressor was down, ain't stating that he would order the compressor that evening but didn't find out until the next day that the compressor was ordered on Thursday closer to 5 pm so there is another whole day then pull on Friday, that the past it was at Alamo Downs which is 2 miles from my home then an hour later told that it is being shipped and wouldn't be here till Monday. Well today is Monday, make phone calls to Landmark. Can't talk to supervisor, was told that it is a 24 hour processed talk to a supervisor.

    My issue is not the process, okay I get it that it takes a bit for compressor to be shipped out but you told me it was 2 miles from my home. No one can give you a straight answer from this organization. Everyone you talk to dodges the actual question, there is no tracking. There is no updates to conversations that have been had. The organization is being very deceptive. Ok did someone make a mistake and not order, ok state that but don't tell us everyday that it would be here tomorrow and you don't know you made the mistake, you're being very deceptive. Thousands of people die every year from lack of air conditioning. It has been hundred degrees 5 consecutive days in San Antonio Texas.

    Being deceptive is a crime. I have three children that are in out of school and are in a house that is a hundred plus degrees every day. Is there any consideration in your process? A part like that probably should be overnighted and furthermore UPS, FedEx are very efficient companies. There should be a tracking number. Landmark cannot even provide a tracking number, they have no clue where this part is but yet they always have an answer "it will be here tomorrow". Very deceptive and would not recommend them to anyone.

It was never the intention of our representatives to provide incorrect information. Landmark was originally informed by the parts supplier that the part was in will call, however, when the technician attempted to pick it up, the part was not available. As soon as Landmark was informed, we contacted the supplier and they apologized for the mistake and said that the part was being shipped. Typically, a supplier will have a tracking number and an ETA for when the part will arrive, however, we do not usually run into these situations and that information was not acquired as it should have been. It is true that the representatives involved could have provided that information in a better fashion and we will be addressing this. Landmark does understand the importance of A/C, and the comfort it provides, and we are taking your feedback seriously. We are constantly improving our services based on customer feedback like yours.     We call LM and requested an ac repairman that did come out But told me that my a coil was dirty and that I had a "possible" leak. He then applied 3 lbs of freon. 2 days passed and my ac still was not cooling my new home. I called LM back and was told that my ac would not be covered because of lack of maintenance. How can there be maintenance on a ac that I've only had for 10 days?? Apparently the ac guys told LM my a coil was dirty. So I hired my own ac people that came out and discredited every word the first one said. It's apparent that LM pats their repair people not to do repairs or replacements! My ac is broken and LM won't fix it!! I wouldn't buy nor recommend this company! I can't seem to get my stuff fixed!

    My experience with Landmark Home Warranty is okay. But there's one problem. I had been on the real estate business. I referred a lot of people for Landmark Home Warranty. Among them my son, and so, until now, I cannot really separate when something happens with my house or his house. They still send the message to me, that something happened to his house, to him, that something happened to my house. So I was not able to solve this even though I made a couple of calls. Other than that, it's a good experience.

    Landmark Home Warranty had real good reviews and when I called and ask them questions, they were very good about answering. They're very fast and always friendly. I usually email my claim and within the hour, I get an email back saying "Here's the name of the company. You can either call them yourself or we can contact them for you." We've always been happy with the technicians but we did have the A/C guy that came a few years ago that fixed it but they were kind of eh. But when I talked to Landmark about it, they said, "Oh, we don't use them anymore" because they have received some complaints. So they are real good in listening to customers.

    I am a Realtor and I refer my clients to Landmark Home Warranty. It was time for me to renew my previous home warranty company so I chose to move my account to Roy ** and Landmark HW. Not more than a month later my Hot Water Heater went out. I had a not so good experience with the service company they sent out to evaluate the situation. When I made Roy aware of the issue I was having he and the company immediately got involved and took care of the situation and at no charge to me brought in a second company who took care of me right away and I did not have to go through the weekend with cold water.     Landmark needs to find better contractors in the Dallas-Forth Worth area. We submitted our initial service request for AC repair on 6/22/15 and as of 8/6/15, it's still not working. We've had multiple components replaced, all to no avail. It is currently 96 degrees in our home, we have 2 asthmatic kids, 1 asthmatic adult and 3 pets. Despite the headaches, nausea, and respiratory distress being experienced by those living in the home, according to the Landmark CSR Nicole, "Landmark will only consider this an emergency situation if the home has been over 110 degrees for a consistent period of 48 hours." This has been a customer service nightmare and I can't seem to get a manager at Landmark to contact us. I can't reach their contractor company nor the individual technician.

    Thank you for your feedback. It is my understanding that at this point in time you have been in communication with two Landmark managers and that your repair should be completed. If this repair does not last more than a few hours (like the other repairs that have been previously provided) then alternative arrangements have been made to get your A/C back to a working condition and a temporary unit has been offered. Landmark has always been responsive and has replaced the capacitor, interior fan motor and entire heat pump. We are truly sorry that the multiple repairs have not provided complete resolution and unfortunately, we are unaware of the reasons behind those complications.     We wanted a good home warranty, so when we bought our home, the sellers selected Landmark. They were very great to work with in submitting a claim. I love being able to call up and ask for someone to get somebody involved. I was able to get with them quickly and got everything fixed. The technician came out and we ended up having to pay extra to have him come after hours because he was booked out for a while. It was an A/C issue and our house was super hot so it was worth it to get it taken care of. He came out after hours and told us he was amazed that it was even working at all before and got the extra parts that were needed and got it fixed up. He was great to work with overall.

    So our side by side refrigerator would not control temperature, such that initially the fridge side would freeze. Then a few days later the freezer side was too warm. Ice was building up in the freezer. Landmark dispatched a company who misdiagnosed the problem and replaced a bunch of unnecessary parts which resulted in the fridge working for 3 days and then the same issues returned. Looked like fraud to me. After a month of false starts, and five visits of attempted repair, Landmark allowed us a second opinion without additional fees.

    Danny's Appliance knew exactly what the problem was, and within a week all parts were installed and the refrigerator is working again. The heater unit which prevents frost and the baffle which allows air flow from freezer to fridge were replaced. Danny's was on time, communicated well, kept their promises, and were very efficient. Landmark was helpful through every step. Even a good company suffers from scammers, but Landmark worked with me to ensure satisfaction.

    A week ago, we contacted our home warranty company to repair the AC. Remember, this is Texas and temps are in the 100’s now. A very nice lady tried to help us: she said this is not considered an emergency but she would have a local agent contact us to see if they can rush it somehow. She also said the repair company would contact us within 4 business hours (their hours are 6a-6p). We have heard nothing since that time, from neither the warranty company nor the repair company. Extremely disappointing.

    The next day, we waited until 10A (4 business hours later) and began calling both the repair company and the warranty company, but amazingly, no one would answer the line. We decided the next day that instead of waiting (we would have been waiting a week as of tomorrow) we would contact someone ourselves and within an hour, they were there to fix the problem. $350 later instead of the $50 it should have been. Tried to file a report with Landmark and after typing my report a few times and from 2 different computers, each time it took me to a page saying "reviews are disabled to prevent spam". What? No wonder they only have 4 and 5 star reviews on their site!!! Warranty is not worth it.

    We moved into our home on July 2, 2015. We were notified we have a home warranty and so we looked into the company and were very happy to see so many positive reviews. So much so we upgraded our warranty to cover more items. Well on July 26, 2015 at 3:00 ish in the morning we realized something was not right with our air conditioning system. So we called Landmark right away. The intake person was polite and was very careful to take down our information. We were happy to know help was on the way. We received the information we needed via email. Well we called and left a message with the company who would be coming to our home. Once we reached them, they had not called due to an error in the assignment, we found out why we were still waiting for cold air to return to our home.

    The company was notified on Sunday but they do not have approval for our area to do the work. They attempted to get authorization. So the company was waiting to hear from Landmark to give approval. He said they could have come on Sunday had they been able to get permission. No biggie, it just meant we had to spend 345.00 on a portable air conditioner at Lowe's to have a cold sleeping situation for the night. So on Monday, my husband called to see if they would be coming and that is when we found out he will come as soon as he has permission. Yeah! But unfortunately we were informed by a Landmark representative that the person who can approve this may not be in for another hour or two.

    I am not mad as much as disappointed that they would schedule someone that does not have clearance for our area. It is our first time to use them so it was disheartening. I have been reassured as soon as this person makes it to work, it is 9:33 Central Time here, that they will get on it. I am hoping we will have best case scenario and we will be able to praise our new home warranty. Holding judgement until then.

    Landmark Home Warranty bought it two years ago, also added their premier coverage for over $600. Called for service for Garage door opener, Landmark set up a claim and contractor came after two weeks. Looked at the Garage door opener and said he will have to order the belt that was broken and will come back next week to install. Contractor called one day before the appointment to confirm appointment after he hung up. 2 hours later I get a call claim denied. It also specified that chains not covered but did not mention belts in addition. The extra premier coverage said it covered Garage door opener and anything not covered by the basic coverage. They had already took responsibility by setting it up with contractor. Also contractor already had authorization from Landmark to get the belts ordered. Last minute they decided to avoid payment.

    I submitted a claim on Wed, Jun 17, 2015 - 08:18 PM. After calling Landmark, a plumber came by on Fri, Jun 19, 2015. The plumber stated he would submit his report that evening. He told me to expect to hear from Landmark on Monday 6/22/2015. I didn't hear anything. I called Landmark on Wed, Jun 24, 2015 - 02:40 PM. The rep notified me that the plumbing company was unwilling to perform the repair until, I, the homeowner cut an access hole into the wall. The $60 deductible has already been paid to the plumbing company and the repairs have not been made.

    I attempted to call Landmark again on Mon, Jun 29, 2015 in the morning since I had not heard anything from them. The contract between us states The following: "When you call with a Service Request, we will contact an INDEPENDENT CONTRACTOR who will contact you directly to schedule a convenient appointment during normal business hours. On weekdays, the contractor will contact you within 4 business hours of opening a Service Request. Under normal circumstances, LHW will initiate the performance of services within 48 hours after the request of the Contract Holder. In the event of an emergency, we will make reasonable efforts to expedite service within 24 hours." As you can see, there are parts of the contract where LHW neglected to meet obligations.

    I called my local rep directly in San Antonio. Linda ** assured me the issue would be resolved. A member from her team did contact me. They stated that a new plumber would come to perform the work and I would not be responsible for an additional payment of $60. Today is Monday, July 6, 2015. The work is still not done. No plumber has contacted me. Dissatisfied is an understatement.

    I will gladly be notifying as many potential LHW customers as I can about this. We are approaching one month since the initial claim and the work has not been done. I would also note that LHW has no problem telling me I cannot pay to add my water softener since it needs a minor repair first. Fair enough. That is understandable. However, in light of LHW's mishandling of my claim, a company that repeats their commitment to me over and over while I wait on hold for 25 mins to speak to a rep who tells me the same thing the last rep did, should be more than willing to include my water softener. As others read this review, the leaks are still dripping... (sigh).

Contract information "Gilbert Environmental - Mike Gilbert - (817) 219-3703 was given by homeowner as the contractor to perform services. Manager stated this contractor would be contacted for documentation after services performed to reimburse homeowner. End of phone call.

This company is awful in the way of customer service and allowing payment on warranty service that had no contractors available!     I set up a service call on 6/1/15 for a broken dishwasher. I had to contact the service provider and set up an appointment on 6/2/15. Service provider said it was repairable after 10 minutes of looking at it. I have now contact Landmark three times by email, and 4 times by phone. I have yet to receive a call back, which is the last thing they tell you before hanging up. I was also told that they were trying to get a hold of the service provider. Service provider refuted this when I called his cell which is on the service ticket. 2 weeks later, I still have no answers. I asked who I could talk to up there that knew about their policies and practices and the call taker did not know. Once again I was told they will call back when they get the information. Completely worthless customer service and communication.

It's easy to file a claim and the quality of the contractors that they give are the best. All of the contractors speak highly of Landmark which is pretty unusual with other companies.     Submitting a claim to Landmark was easy and we've been very pleased. We've actually utilized the service more than we had anticipated. With a 15-year-old house, there are some things that have come up and they've been very quick to help us procedurally and completed the work. I find the local provider, bring them to our home, and work in the details; it's all been good. We may still have additional need before the initial contract expires in another two months. So I see using them again for sure. Most of the contractors were great. We haven't had any issues with them, they've all been up to standard.

    I like their accessibility, it's 24/7 on a weekend, even on the evening, and of those emergency circumstances. Unfortunately, sometimes they do get behind trying to complete repairs for customers and we prefer them not to leave a job incomplete. The only time they leave is when parts have to be ordered and a return visit is needed. We would expect them to provide the same service for every customer. We addressed your concerns with them and the owner of the company offered to have a different technician sent to your home.     Landmark's customer service representatives have been friendly and helpful but they do not have competent contractors. Our air conditioning took over 2 weeks to get fixed and was not fixed correctly the first time. I had to cancel a girl scout meeting because our house was so hot and we thought it would have been fixed in time. Now we are still trying to get our pool pump fixed and it took a week and a half to get the contractor to call back to schedule something. Be aware, it is a $60 service fee each time the contractor comes out for an item. The air conditioning unit never worked and the second time they wanted to charge me the fee again. After an hour on the phone, ** was willing to waive the fee.

    We are now having the issue of our pool pump not working. The contractor came out and fixed it but then the starter broke. With all of the rain, we have been needing to run the pump so we have to manually start it and now the valve is messed up and not working correctly. For this service request, it has taken over 2 weeks just to get an appointment to have somebody out. We are supposed to have a pool party this weekend and may have to cancel it because we cannot get a contractor out before Friday. Both of these items are first world problems but when you pay for a warranty, you expect to get items fixed and that is not the case that we have had with Landmark.

    Thank you for giving us the opportunity to address your concerns. It is my understanding that you have been unhappy with the contractors sent to your home. We apologize for any frustration caused and we are hopeful that your next claim will go more smoothly.
    From our notes, I do see that for the A/C repair, the first contractor assigned never contacted you to schedule, therefore, 5 days after opening the claim Landmark had to assign a different contractor. The second contractor was out to the home the next day, however, there was a day delay on Landmark’s behalf and there were two times that you were told you would receive a call back, which did not occur. I must truly apologize for that and let you know it has been addressed with the parties involved. Landmark is working on a solution to ensure that all promised return calls will occur.
    I understand that the second contractor assigned for the A/C repair did have to return to the home after the initial visit, which involved a disagreement regarding the status of the repair (whether it was a “recall,” or not), and that a Landmark manager provided a resolution for that situation which included Landmark covering the $60 service call fee. It is true that a service call fee is due for each service provided, however, if a contractor has to return to the home to complete work on the same claim there will not be an additional fee.
    After researching the pool repair, I do see that each time the contractor came to the home it was for a different item for the pool. The first time was the main motor pump, the second for the water feature pump (a non-covered item), the third for the spa heater and the fourth (current claim) for the pool motor. The first claim was opened 3/31 and the contractor went to the home on 4/2. The second claim was opened 4/23 and the contractor went to the home on 4/28. The third claim was opened on 5/3 and the contractor went to the home on 5/5. The current claim was opened on 6/3 and the first contractor scheduled for 6/5 and the second for 6/4.
    Each claim was for a different item on the pool and was called in separately. I’m not sure where it has taken 2 weeks just to schedule an appointment, as the information Landmark has shown that the contractors have been very responsive regarding the repair. We are sorry if the repair delayed the pool party for the 6th but Landmark did not receive a call to open the claim until the 3rd.
    I hope this helped explain what occurred during your claim experiences with Landmark. It is always our goal to provide quick and efficient service and improve on our weaknesses, when needed.     Thank you for giving us this opportunity to address your concerns. I am sorry if it was ever miscommunicated that Landmark would cover everything in your house. Any confusion like that is never our intention. Landmark is as transparent as possible about the coverage we provide on our website, in our brochures, and in our contract. Unfortunately, there are exclusions listed in our contract that we just simply cannot provide coverage for.
    The package that was purchased for your home was our Standard coverage. What is covered for the garage under the Standard package is as follows: Motor, Capacitor, Eye Sensors, Switches, Receiver Unit, Carriage, and Push Arm.
    The diagnosis that we received from the contractor was that the springs were rusted, causing a lack of tension which caused a gear and sprocket in the chain motor to be torn out. The second panel up from the bottom, on the door, was cracked, which indicated past complications with the weight of the door being held, the rollers were ungreased and two hinges were cracked.
    The only items that Landmark could possibly cover under the warranty would be the items associated with the motor, the gear and sprocket, and those were denied because they only failed as a secondary condition to the other failures occurring with the garage. Normally, Landmark would provide coverage on the motor but I can’t even consider covering those items unless all the other repairs are completed, because otherwise the exact same complications could happen again.
    We are sorry that you were disappointed with this experience but I hope I have helped clarify why your claim was denied. Landmark can only provide the coverage that we offer and that has been paid for. Please let me know if you have any other questions, or concerns.

    Their service calls are cheaper than the old company I had. Submitting a claim is very simple and easy. You could even do it online. After that they send somebody out, you pay the service call and they tell you if it's covered or not. But a lot of times you could even call prior and they will tell you sometimes if it's covered or not. The reps have all been great and wonderful. They're very helpful and would try anything to help you. They will send out the right people the first time around. And the guys that they send are very knowledgeable.     Bought a house in Nov 2014. Landmark was recommended by our agent. 2 weeks in we had to call about our heater. It couldn't be fixed because it was too old so they said we had to replace it. Catch is they only cover the actual unit or 500 dollars. But not any of the parts to retrofit it or hook it up. That cost us 3000. Then we had a tub back up. Wasn't covered because it had to be snaked from the roof. Then our pool pump went out. Sent someone out to fix it. Broke the next day. Came back out broke in a few days. This time I met the owner of the company out there and he said he had to replace some pipe. So we will see if that works.

    Then I had a drain in the kitchen back up. Landmark sent someone out. Cracked pipe not covered. We purchased the most expensive warranty that is suppose to cover just about everything. I got a email from some guy who reads reviews on claims. His words were "we can't cover everything In the contract." Then why have one?

    Thank you for giving us this opportunity to address your concerns. I understand that you are questioning the value of a home warranty. Please allow me to explain the coverage provided and apologize for any miscommunications on behalf of Landmark staff.
    It is true that as viable businesses, home warranties cannot cover everything in the home. There are limits and exclusions that become the responsibility of the homeowner. However, the out-of-pocket costs associated with a home warranty repair are typically much less than what a repair would cost at retail price. As with the furnace replacement, the costs through the home warranty were $1,205 and retail around $3,000. I assume that is the message that our associate was trying to convey when he made the statement: “Unfortunately Landmark cannot cover everything under the guidelines of your contract.” It does read incorrectly, but I believe he meant, “Unfortunately, Landmark cannot cover everything, under the guidelines of your contract.” Which has a different message with a few commas added and means that we do cover what is stated in the contract but it isn’t every item in the home and that there are exclusions. I do want to thank you for bringing this miscommunication to our attention. I am sorry for the lack of confidence it caused and I will be addressing this concern.
    As for your pool repair, I will be having it reassigned to a different contractor. We want to get that repair completed for you as quickly as possible. You will not be responsible for the service fee for this second opinion and I will be placing an additional service call fee on your account for you to use with a future service request as a reimbursement for the fee you spent on the first pool contractor. Please accept our apology for this experience! You will be hearing from someone very shortly.
    I hope this helped explain the coverage provided by a home warranty and the value of our service. In this humanistic world, we’re far from perfect but we will honor the coverage that we guarantee. We truly value the feedback from our customers and we continuously grow from it.     Landmark Home Warranty company is a terrible deal for the consumer. I guarantee that it will cost you more money than you ever get out of them - otherwise they would not be in business. They are masters of getting out of paying money for a repair. By the time you pay the $60 service fees every time someone comes out to your house and get whatever terrible deal you can out of them, you will spend more money than you get back. Guaranteed.

    One example (there are many): our AC stopped working. The coil was leaking. We paid $60 for the AC company to come out. Then he said it would cost $175 to find the leak which Landmark wouldn't pay for. The coil needed to be replaced but they wouldn't replace the condenser. The problem is that to retrofit the new coil with the old condenser, we would need $700 in adaptations which Landmark wouldn't pay for. So it would cost us $935 to fix the AC. When we requested the cash out option to just take the money for the repair and get it fixed ourselves, they only offered $530, which is supposedly their price to replace the coil. So we would spend $935 to fix a $530 problem. This is in addition to the 3 previous visits at $60 a piece for the AC as it got worse and worse, only to have the contractor come up with some excuse - replaced a thermostat, replaced a small part on the condenser, etc. None of which actually fixed the problem.

    This is how things go with the company. Trust me this is not a good deal. I can't say that any of the home warranty companies are any better. They probably all do this. Just don't give Landmark any money. It will not work out in your favor.

    We had our previous warranty provider for about 25 years and they just got more difficult to deal with. When we moved to where we are now, our assistant pastor's wife referred Landmark and it was a wonderful idea. The people were very nice and was prompt. It was an all around good experience. Submitting claim was very easy. Everybody is friendly.

    Something big happened inside the washing machine. I heard it clanging in the utility room and I go running down the hall and I opened the door and smoke starts coming out. I could smell like burning. It was like something heavier than rubber. We called and they sent out a nice young man and he checked it out. He said that for them to fix it they would have to pick it up, take it to their shop, take it totally apart, and fix those broken piece on the underside of it and put it back together again. It would be like 10 to 12 days. And I said I don't want to.

    I can't live 12 days without a washing machine and so he said he would tell Landmark how much they would pay me. It was about $500 and since it was seven years old I thought that was very fair. We took the money happily and went out and bought a new washer and dryer because the washing machine I had was red and Samsung does not make that color red anymore and I didn't want them not matching. I would not go with anybody else. Landmark has been wonderful.

    When I bought the house I Googled home warranty and picked Landmark since it had good consumer reviews. They're very friendly when I call to submit claims. The customer service is always really eager to help but I find that their contractors that they pick don't respond as fast as Landmark says they will. Landmark says that they should respond within full business hours but it's always been the next day or even two days after.

    The technicians sent out were nice. They always tell me they've been very busy with lots of other customers and at least one of them came from quite far away from here. He was trying to schedule his work in such an order that he could go from place to place and then get me. They've all been really efficient. Having Landmark is comforting. Landmark has also offered to cash-out what the repair would cost us so that you can move forward with your own additional choices or receive a full refund of the amount you paid for the home warranty if you are unhappy with our services. Replacement is not warranted unless the unit is in failure and can be a suggestion from the contractor but in this case was not the only solution available. If the repairs are made and there is still a problem then we can look at other options but there are no other options beyond the repair at this point in time.
