    I highly recommend Landmark. I have used them many many times in the past couple of years for an electrical issue, a fridge issue, a dishwasher issue, a stove issue, a microwave issue, a plumbing issue, a water softener issue, and an ac and heater issues as well as their re-key service when I first moved in, and yearly ac and heat tune ups.     Landmark is great. I'm going to renew the contract as soon as it's out because I've had to do two things. My water heater went out and they allow for an air conditioner tune-up. And both times, it was just so easy for me. Professionally done and very minimum amount of money out of pocket. When submitting a claim, I just called them and they returned. The technicians that went to my home were very friendly and very nice. In and out real quick. No problems with them at all.

    I just renewed my Landmark home warranty and got a $45 discount for early renewal! We mainly keep a home warranty because we live in Phoenix, AZ and it gets HOT! We have 2 older A/C units and if they go out we need to have peace of mind that we can get them up and running in a hurry. Landmark has a spring maintenance feature and when we got our units checked this spring there was a part that needed to be replaced. We have older units so it was a hard part to find and took a few days. They covered the part with no hassle, the vendor we had kept us informed and for just the price of the deductible we have the peace of mind I need going into the hot months that we have a well-running unit. With my past dealings with Landmark I have no reason to believe they won't be as professional and efficient and prompt as they have been in the past. As a side note I have had other home warranty companies and Landmark has been the best so far.

    My husband and I closed on our home in October (2014) and after much research and comparing narrowed it down to two top contenders for our home warranty coverage. After much going back and forth we decided to give Landmark a shot. Big mistake! I'm sure each company comes with its own set of cons, however I can't fathom how Landmark can have so many positive reviews when the contractors they've sent to my home have been completely incompetent or blatantly disrespectful. I've been called out of my name by one contractor, stood up by another, and work was said to have been completed when in fact it was not!

    Now, I call to have my A/C tuned up with a "pre-season" check they offer and I'm told that as of 3/31 it's not being offered in TX as the season has begun... Seriously? Today is the 8th of April and as a NEW customer who's just learning how to navigate this joke of a warranty, you blow me off??? I was told that I could be referred to a top-tiered contractor in the area and pay for it out of pocket. WTH?

    Adding fuel to the fire, I have been left with a 12 degree difference in temperature in my home for 2 weeks now and a pest control issue that I have supposed coverage for. Where the heck is my relief? $900 for the BEST policy out there was a waste.... I'm definitely going to research other avenues. I'm disgusted. On the flip side - they do return calls fast.

The reason we have a “time-frame” regarding the pre-season tune-ups is because the contractors that we work with requested that we only offer them before the “busy season.” These companies are not owned and operated by Landmark therefore we arranged an agreement with them that pre-season tune-ups are fulfilled during the dates provided in our contract and then after we can refer the work to those companies.
    We are truly sorry for the frustration caused by this situation but it is not customer specific and we attempt to be as transparent as possible about those dates. They are listed on our website and in the contract.
    We’re also sorry about the previous experiences with the contractors that you mention. Hopefully, you have reported those situations to us so that we could address them. I am also very interested in acquiring specific details about the contractors who were referred to as: “I've been called out of my name by one contractor, stood up by another, and work was said to have been completed when in fact it was not!” If you wouldn’t mind emailing myself directly at kbullock@landmarkhw.com and I will research what occurred and address these instances with our Contractor Relations Department so that they can address it with the contractors involved if it hasn’t been done so already.
    As a Landmark Home Warranty customer your feedback is very important to us and we do not take this lightly. We hope that you call one of the contractors that we referred for the A/C tune-up and that they are able to complete that for you. It should still cost the same as the $60 service call fee you would have paid through Landmark. Also, I will look into what is occurring with your pest control service and make sure that Landmark provided the service that we guarantee.

    We've had a few things fixed on our Landmark home warranty. When we purchased our house, our realtor filled us in on it and it seemed like a good idea. My life's busy and usually, if somebody takes care of us, there's no reason to switch as long as it's cost-efficient, and Landmark is just that. They have been really good, responsive and pretty quick with claims and all the companies that they work with treated us well. And it's a simple process -- It's $60.00 deductible -- so it's easy. I think we've actually upped that or we got a lower package and we upped it to get some extra things covered.

    The technicians that came to service our appliance were really great. Probably the best ones were the people who came to repair our garage door. They were great, very knowledgeable, and easy to work with. They work with Landmark very well. They charged us a deductible and that's all we hear...We don't ever get any extra bills.

    This home warranty is really easy to use. For what we pay yearly for it, it actually works for our household and our family. It makes it worth it to have that extra coverage. I actually have told people about home warranties in general, not technically just this company, but I always tell people, "Get a home warranty," if they're looking to buying a house, and how positive my experience has been. Landmark has been great and I'd recommend them. They're fantastic.

    Hot water heater leaked all over my garage. Called Landmark. They call me back, said, "File claim online and someone will call you the next day." No one called. Had to call the plumber **. They couldn't come out till next Tuesday, granted today is Friday. Go figure. So no hot water for the next 5 days, not acceptable by any means, and they said that was the only contractor available. I called all morning and could not get a live human being, just automated system saying, "High call volume." Go figure again when you need service now. They only have select few plumbers on their list and if they not available you're put off till whenever.

    Point: these issues should have been resolved in management meeting. Identify what companies will be available on what days and times. Should put together a list of those companies that are one phone call away from servicing a customer. Now that's customer service, not the excuses I get from Landmark about "Our phones are not working properly," "You can boiled on your stove to get hot water," "It's really not an emergency," "Most plumbers are booked up on Fridays and not open on weekends," and "We don't pay for after hours fees if the companies are closed." Then the rudest comment of all, "Read your contract. Have you read your contract?" My response was, "Yes, I read my contract and read the reviews about your great customer service, but I'm not seeing it right now." Thanks Landmark for ruining my holiday weekend. Will recommend my family coming in to get a hotel, at least they have hot water...

This claim was opened on 4/2 and a contractor was sent to your home on 4/3. Unfortunately, this did occur on a holiday weekend and not only was there difficulty with contractor scheduling but supply warehouses were closed as well. The 50 gallon electric water heater had to be ordered and that wasn’t possible until the Monday after Easter, which was done as quickly as possible. Additionally, the contractor picked the parts up from a supply store they usually don’t get parts from to expedite the process and the repair was completed the same day. We understand how important hot water is in your home and we never intended to take it lightly. Everything possible was done to expedite this claim.     I purchased a home warranty- had landmark come out for what I thought was a very simple repair on my refrigerator. After many visits by many repairman one who I thought was incompetent...I now have a refrigerator that totally does not work that costs $8000 new. I did get a check for $600 as they only allow $1500 total understand that but all I know is I had a perfectly working refrigerator and now I've got absolutely nothing. I would definitely not recommend Landmark Home Warranty... buyer beware.

    P J, Thank you for giving us this opportunity to address your concerns. When you first contacted Landmark it was because your fridge was leaking and the doors would not close. The diagnosis provided to us by the technician sent to the home was that the defrost heater and door hinge had failed due to normal wear and tear and needed to be replaced, which was provided. The next time we received a call was a month later and we sent the contractor back to the home as a recall. What they found this time was not a leak but that the fridge was not cooling, or making any ice, and that it needed a new compressor. That repair was provided and the UV drier filter was recharged. The contractor also noted during this visit that the fridge had been moved to the garage. The third time a call was made it appeared that the issue was occurring again, however, it had been two months since the previous repair. Landmark did send the contractor to the home as a recall and what they found after vacuuming the system and performing a Freon recapture and refill was a blockage in the Freon line. They contacted GE, the manufacturer, and according to GE they needed to clean out the line and replace the three-way valve from the old compressor and external heat exchanger. Because the repair would have cost $1,111.13 and Landmark had already provided $898.74 in repairs, with a $1,500 limit (mentioned above), the homeowner costs associated with this repair would have been $509.87. Landmark offered the choices of providing the repair, with homeowner costs involved, or providing a cash-out of the remainder of the fridge maximum, which would allow for a replacement if that was the elected choice. Unfortunately, Landmark cannot control the time frame in which an appliance will breakdown or the sequence that the breakdown occurs in. What is known is that a request was made, a contractor was sent to the home multiple times and provided a repair each time but the last where the option for repair or a cash-out was offered and the cash-out was selected. We are truly sorry about the frustration experienced during this service request but to keep coverage fair and honest to all of our customers we have limits that we have to honor. This was not a customer specific situation. I hope this provided further understanding of what occurred during your claim and why Landmark was not able to provide additional funding.     Initial claim was made in late January. After two contractors said they did not service the product, Landmark found a contractor who came out to look. Contractor came out, took a look, chipped my countertop, told me what was wrong, and said he would put the paperwork together and submit it. I waited a week and I heard nothing. I called Landmark who told me to find my own contractor since they could not find someone to look at it. I got a contractor who looked at it and gave me a quote. I submitted that to Landmark and they come back the next day and say they found a contractor to look at it.

    The contractor was great. They submitted the paperwork quickly and they told me they had the parts in their warehouse. Landmark came back and said they had to order the parts and they would get with me when they came in. It has been over three weeks since the parts were ordered and I am still waiting for parts that the contractor had in their warehouse. I am not happy at all with this TWO MONTH ORDEAL to fix a vent fan and cooktop. Plus, no one has told me what is going to happen with my chipped countertop either.

    We had this extended warranty purchased while in the process of closing on our home. When I called customer service (Landmark) to inquire of a problem with the gas heater, I had no hassle. They took my info and I was called within a couple hours from the company in our area to see what would be a good time to come out. Quick and Easy! I just paid my deductible of $60.00 to the service tech. Again, I called at a later time for a pre-tune up on my AC, which they offer during certain months, and still smooth flying. I just paid my deductible of $60.00. They do offer pre-tune up on heaters just before winter as well but I did not read the warranty very well and missed the opportunity or else the service for my heater would have been caught. I highly recommend Landmarks warranty!

    We had only purchased our home and been living in it for two weeks when the Garage door became stuck open. The Landmark customer Service rep was quick to answer the phone and get a service call setup. The Contractor Landmark contacted to perform the work was not the greatest unfortunately. They "Fixed" the door in about 30 minutes and left. One week goes by and door get stuck open again. Went through the same song and dance two additional times with this contractor. When the door got stuck again at the same spot the fourth time in about 6 weeks after the initial service call I had lost my patience.

    I contacted Landmark and the customer service agent after hearing my story called up the contractor with me on the phone to get a resolution. The Contractor sent out the owner of the company to my home the next day to get the issue resolved. He was embarrassed that his technicians were not able to isolate the cause of the problem, but he found the issue and corrected it and we have not had any problems since then. The nice thing was I only needed to pay the service fee once, despite the contractor needing to come back 3 additional times before getting the problem resolved correctly. Hopefully my experience with this particular contractor Landmark uses was just a fluke and their repair record is better than that. If not I really hope Landmark finds a better contractor in the near future.

    Our previous warranty company kept putting band aids on our heat pump. Usually 2x/year we would need to have freon added to keep our system running especially in the Summer. I would tell them there must be a leak, but they would only take care of the symptom (just like our medical system). I finally had enough. When Landmark answered our first service call (for our heat pump), the contractor found a leak in the coil, reported it to Landmark and they authorized a complete fix with a new coil. They did not just take care of the symptom but the root of the problem all along. Since those first visits, we have had no service call for our heat pump for nearly 2 years. Other warranty work has also been exemplary and I strongly recommend Landmark.

    We've had American Home Shield in the past, a long time ago. Then we thought we'd try a different home warranty provider and got Landmark which we'd heard about through a real estate agent.     When we bought our house, our real estate agent had it written into the contract that our sellers had to buy us a warranty and it was Landmark. Submitting a claim with them has been very easy and they get back to you very quickly. So it's been a really good experience. Both times the technicians came in my husband was at home. He really liked the plumbing company that was sent in. However, I had issues with the HVAC company they sent out, because when the guy called to schedule the appointment, he was basically a jerk to me.     I found Landmark on Google. I was searching and calling around for a home warranty provider - looking at the kind of program they have and their pricing - and I found that they were the best. Everything was excellent when submitting a claim, and I have no complaints with their previous works. It's just this last one with the ongoing claim for my washer. I called Landmark and set an appointment with a technician for Friday. On Thursday, 8 o'clock, they called me twice but I wasn't able to answer my phone since it was on silent.

    Anyway, according to Landmark the technician supposedly came, knocked on my door and nobody was home - not true since I was home together with my wife and daughter that morning. Also, we live in a gated community with my house having another locked little gate, so there's no way that he could have come to my door and knock. It's very disturbing. He came in today and said that he need more tools to identify the problem and left. I don’t know, I’m not too sure about that company. However, I'd recommend Landmark to my friends.

    At first, I was hesitant about getting home warranty because pretty much everything I have heard about warranty is that they were scam. But then I'm really happy with Landmark Home Warranty.     I've enjoyed the service from Landmark. The first three claims that I have submitted have all been fantastic but this last one has been a thorn on my side. It apparently got kicked around through a couple of different contractors because it was an exhaust fan and they couldn’t find the contractor that would come out and fix it. Then a contractor came out and looked at it but I've not heard from him since. Landmark said that I could get my own guy to look at it but they need the diagnosis. I already paid the other guy 60 bucks and I am going to have to pay another guy to come out. So I’m landing on two weeks since I initially made the claim and still have no resolution. Although this has not been Landmark’s fault because every step of the way, they have been fantastic - just that they can’t get a guy that returns phone calls.

    My HVAC system started malfunctioning at the beginning of Jan. 2015. Landmark was notified and they had their representatives come out to diagnose the problem. Their HVAC specialists stated they could not tell me what was wrong with it but they did tell me it could not be repaired. They were not specific with me, did not answer my questions, and left stating someone would be in touch with me. No one called back. I called Landmark to find out what was taking so long, they stated they wanted to 'replace only the thermostat' but the unit had at least 2-3 other parts malfunctioning. They did offer a second opinion...they sent a company out to my house called Rightway. This HVAC company was more specific regarding the problem, and more direct regarding their diagnostic testing.

    They recommended replacement of the entire unit because there were multiple issues, some which could not be fixed. Again, Landmark did not call back. I had to call them again multiple times and finally they said they were not going to replace the unit. They only offered to replace 2 of the parts...but not all of the malfunctioning parts. It is one month later and still no resolution of the problem. Replacing only 2 of the parts per all of the HVAC specialists (now 3 specialists have been out) will not make the entire system run properly.

    Thank you for giving us this opportunity to address your concerns. I understand you are requesting a full replacement of your furnace. Please allow me to explain why we will not be able to fulfill that request at this point in time.

    As stated in our contract “LHW will provide service on listed covered systems or appliances that have become inoperable due to normal usage after the Effective Date of this Contract.” If a repair can be provided that will restore the unit to an operable condition we will elect to have that repair completed before providing a replacement. This is not an attempt to save money but to avoid unnecessary services.

    The diagnosis provided to Landmark by both of the contractors was that the unit is dirty and that some repairs were required. We were never informed that replacement was the only option, therefore, we are unable to approve a replacement of your furnace. If your unit ever does become inoperable due to normal usage we will provide a replacement at that point in time.

    Landmark has offered a solution that would repair your HVAC system to an operating condition and heat would be provided to you and your family. Landmark has also offered to cash-out what the repair would cost us so that you can move forward with your own additional choices or receive a full refund of the amount you paid for the home warranty if you are unhappy with our services. There is no delay on behalf of Landmark Home Warranty.

    Replacement is not warranted unless the unit is in failure and can be a suggestion from the contractor but in this case was not the only solution available. If the repairs are made and there is still a problem then we can look at other options but there are no other options beyond the repair at this point in time. This approach is not unreasonable and is supported by our state approved contract.

    I hope this helped clarify why we have only approved the repairs. If you would like your home warranty coverage to provide those repairs please let us know and we will move forward with getting those completed as quickly as possible. Please let me know if you have any additional questions or concerns.

    Where to begin???? This company did the following during my one-year contract: 1. Didn't send me any sign up information until I called them two months into the contract. 2. Told me an item was covered, then told me it wasn't, then told me it was, then told me it wasn't. 3. Said they would call me back 4-5 times, didn't

    4. Hung up on me 2-3 times. 5. Sent a completely incompetent repairman to my house who proceeded to check my furnace for a gas leak with an open flame. Seriously.

    6. Wouldn't cover my furnace even after I had a real, fair contractor detect the leak. (I had to get Questar to come out and detect the leak because I'm obviously a total liar.) 7. Didn't make any effort to schedule the repairs efficiently once they conceded to actually cover the work as per the contract. 8. Didn't give me any renewal option after the year was up because of a change in value of my home or some strange excuse like this (I called them and they admitted that they were just cancelling my account because they thought I was rude to their employee who lied to me several times, yes, seriously lied to me, but I'm the rude one.)

    Those are just the eight reasons that I remember off the top of my head. I'm way glad that my furnace repairs were more expensive than their horrible policy. Thanks for dying on me furnace! Victory!

    At the time of my home purchase last year, I was given a list of different warranty companies to choose from. After consideration, I settled on Landmark and have been very pleased.     I heard about Landmark Home Warranty from my realtor. I chose them because I liked that they were offering in their coverage. Submitting a claim in itself is easy - calling and getting the ball rolling. Talking to any of the representatives is really easy. The only thing that I decided was a glitch was temperatures here were really low. I called in for my AC, they went to see what's wrong with it. The guy who checked it called it in on the 30th. The company got the order on the 31st - the first Friday. They didn't ship out the part until the following Monday. It actually took about 10 days because the part had to be shipped by truck. So, the weather was pretty cold, and we've had to wait that long for a part. The company sending it by truck was not very efficient. That's the thing that got to me. We're cold, we're telling you we need this part and you need to ship it ASAP but you chose to ship it by truck. You would think something like that should be escalated and prioritized.

    The technician who was finally able to service my AC was really good though. Right now, we're still having issues with the AC because the fan's not stopping so we still get cold air with it, being so cold at night. But the technician has been coming, going back and forth so with him, it has not been that bad. The people in itself when you call are very helpful. But I guess it's just they're tied down to what the company can actually do. Experience-wise, talking with the representatives is really good.

    When I got my mortgage, someone picked Landmark Home Warranty for me. Filing a claim was with them super simple. I call and they send someone out and it's fixed. I actually used my home warranty about three weeks after I moved in since my hot water heater ruptured. It was a brand new hot water heater. They called the contractor and I got a response within 30 minutes of making the claim. The technicians were fine. None of them were really weird and creepy. With my last experience, I ended up having two different contractors and paying the two service fees which isn't fun but again, that had nothing to do with the actual warranty. I have no heat for two weeks through Christmas but they fixed it.

    We bought a house that came with newer appliances. We had all the appliances checked by our inspector and they worked. Well, within a month, the washing machine stopped working. We called the warranty company and they had a technician out within a couple days. He determined that even though it was only a few years old, it would cost 800 to fix. So, he told the warranty company and he told us Landmark would contact us soon with the solution (he assumed they'd cash us out for a new one). Lo and behold, I waited to hear for several days and finally called. They said they meant to call but for some reason didn't. They offered me significantly less than what a new top-loading high efficiency 4.6 cubic foot washing machine would cost. Luckily I had read my contract and informed them they had to match efficiency and capacity. The next day they got back to me and increased the offer significantly. They sent me a check and I bought a new washing machine. Their final price was fair, but I was a bit concerned that if I hadn't read all the fine print, I would have been forced to concede to their original offer that was significantly lower.

    Lesson- know the fine print and everything will work out fine. Also, don't wait for them to call you back, follow up with them.

    They're responsive and that’s good when you’re having issues. You don’t want to wait a week or so to get it taken care of. We know that they were handled and they always send you a survey and you get the email back from them saying that your claim has been approved. Claims representatives were always very courteous, very understanding and asked questions and made sure they understood the problem before they could send out the correct personnel. And the people that they’ve had to come out have followed up quickly and were both very pleasant. But the second one, which was the heating and air conditioning company, didn’t do early appointment. So that was a little disappointing. We were their first appointment but they never got here before 10:30 or 11 o’clock.     When I bought my house almost two years ago, Landmark Home Warranty was suggested by my realtor. The first year I had it, I used them two or three times. They're always very polite on the phone and I'm very satisfied with the people they sent out. This year I barely used them. I had a furnace that was not working.     In year 1 with Landmark my oven went out. They sent a repairman to fix it and he said they don't make the part that was necessary to fix it anymore. I told Landmark this and they said they could find the part or offer me less than half to get a new one. Calling their bluff, I told them to find the new part. Amazingly they couldn't find it and paid for a new oven. Then when I went to renew, they increased the rate and wouldn't honor my original rate. Great retention plan Landmark. For some reason I agreed to the increased amount and told them I needed to make a claim the same day (still within my 30 day window of renewal). They said I couldn't make the claim. This company does not care about their customers and has awful customer service. My claim would have been $150 and I was going to pay them over $500 for renewal. I will never recommend this company to anyone.

I understand that you were hoping to open a service request on your garage door and it was denied due to a lapse in coverage and you were disappointed that we could not open that claim. I would like to clarify why we were not able to honor that request and discuss what occurred with your oven replacement.

    When it came to your oven repair it was not that we were trying to mislead you by saying we could find the part, the truth is we assumed that we could. Each time a repair is sufficient enough to return an appliance to a working condition we will attempt the repair first before providing a replacement. The first cash-out offer was actually given before we realized we couldn't find the part. We always offer you multiple options in case you were ready to replace, or “upgrade,” and would like that option instead of us repairing your older oven. After searching for the part from multiple vendor warehouses it is true that we realized we would not be able to find it. That is when we offered you a very comparable cash-out option that allowed for you to purchase a new oven. All of this is a business process and none of it was intended to mislead you and we are very sorry if that was the perception.

    As for your renewal it is true that we had a slight price increase over last year. This was our first price increase in five years and was necessary with the rising costs of labor and parts in the industry. We do have specials running from time to time which from my understanding is why you chose to call back and renew 28 days after your expiration. Unfortunately, a lapse in coverage is a lapse in coverage. Had you renewed at your renewal date we would have most definitely covered your garage door repair. However, just like car insurance and homeowner’s insurance, if you don’t have the coverage at the time of the incident we are not able to back date coverage. A denial like this in not customer specific and is for liability reasons and not because we do not value you as a customer. As our customer you have always been our #1 priority and we would like to be able to continue providing the coverage that we offer to you and to all of our customers.

    I hope this helped clarify why we were not able to provide the garage door repair you had requested. We do value you and wish we would have been able to continue providing your home warranty services. Please do not hesitate to contact us in the future if you choose to use our services again.

    Landmark Home Warranty was one of the options they made when I bought my home. It was recommended by the realtor. The claim process itself isn't too bad, its relatively easy. The technicians were very good. They've always done a really good job. But I was very disappointed when I submitted a claim about my air conditioning unit that wasn't working properly. They said, "Well, we don't do anything for noises so we can't help you with that. Goodbye." It's making a noise because of bearings going out. Something is wrong with it, and if they can look at it now, maybe it’s gonna save a lot of money to just put a bearing in it instead of replacing the whole system. But they don’t do that for noises so never mind.

    It's been disappointing because basically, Landmark Warranty, they don’t do anything. All you do is call up and they say, “Well, you’re gonna have to get a-hold somebody.” I get a hold of somebody, and have them to come over, and pay them the money. But Landmark don’t do anything. Despite the racket, I’m glad they’re there, and I guess they’ve helped me out, but they don’t do any of the work; they don’t do any legwork, they don’t do anything other than shuffle papers and my money. They put me in touch with a dealer or a maintenance person, or they put me with the electrical company, or they put me in touch with something like that. Bottom line, I guess they helped me out and they're probably worth the money because I did have things done, but mostly because I took care of it myself.

    Thank you for giving me this opportunity to address your concerns. It is my understanding that you would have liked service performed on your HVAC system due to a concerning noise and that you’re unsure of what is it that a home warranty is responsible for. Please allow me to explain why we do not cover for noises and the purpose of a home warranty.
    Historically, noises have been an indication of the age of an appliance or system and have not led to a repair even though a homeowner paid the $60 service call fee for a contractor to go to their home. Frustration from homeowners at the unneeded expense caused us to re-evaluate our position on opening claims for noises. You are correct that sometimes it is an indication that something is starting to fail but more times than not there was nothing that could be done to stop the noise from occurring until replacement of the appliance, or system, was warranted. We can always send a contractor to your home to check out the noise but if they did not find a simple repair, like a bearing, then there is nothing they can do at that point in time and you are still responsible for the service call fee. However, we will provide a repair, or possible replacement, when the unit does fail as long as it’s due to normal wear and tear.
    As for the purpose of a home warranty, we are essentially a very similar entity to homeowner’s insurance. If you have a needed repair, you give us a call, we will assign a trusted, licensed and bonded contractor and then we cover our monetary responsibility of the repair as designated by our contract, saving you money, especially on major repairs and replacements. It is true that we do not handle the scheduling of the repair because we are not you, or the contractor, so we are not aware of your availability and know that it is much more efficient to have you schedule with the contractor directly, just as you would with your car insurance or homeowner’s insurance.
    I hope this explanation helped clarify what is it that a home warranty is responsible for. We operate very similar to insurance, therefore, we do not perform repairs or manage scheduling.     When I did my mortgage, my title company referred me to Landmark. Submitting a claim to Landmark has been very, very easy. They're usually very prompt to answer the phone. They're usually very quick to get an appointment scheduled. Technicians have generally been very professional, on time, proficient at what they've done. The last claim I had was for a plumbing repair. They came out, found out what was wrong, found out that the part were actually under warranty, then they ordered the parts for me. And then when they arrived, they came back and did the repair for no additional service charge, so that was terrific.

    One of the issues that I had that was resolved was with my blower fan on my furnace. I called them on a Friday and I was hoping to get an appointment setup for Saturday, and obviously get somebody over to my home to fix my blower so my air conditioner would work. It was the middle of summertime so it's hot. So I called and scheduled an appointment and it was absolutely painless, very easy. But when the service contractor reached out to me, they said that the soonest they can come out is next week. And I said I want someone out here this weekend, and they said they don't do that. He said Landmark doesn't pay them to do that.

    So the contractor actually told me that he charged me an extra $50 a hour, plus an additional service call fee just to come out on the weekend to take care of it. And I thought that doesn't sound right. So I called Landmark back and they explained to me that they did not do emergency calls unless your house was like over a hundred and five degrees for 24 hours. I thought it was a pretty ridiculous limitation on the service, and then the lady also explained that unless it was a medical emergency then they couldn't do anything else.

    So I escalated it to a supervisor and he was able to find a contractor to come out. I didn't have to pay any additional service fee and they were able to take care of the problem within a reasonable amount of time. They got somebody here the next day so I really appreciate that they went above and beyond to address the problem and get it fixed. However I'm not feeling too great because the whole purpose of having a warranty is if you have a problem you get somebody to fix it but if I hadn't pushed the issue I would have had to wait. It could have been a couple of days. It could have been a week out. Some of the contractors were pretty booked. But because I fought for it, they resolved it for me and definitely improved my overall opinion of them. So I was very happy we were able to come to terms on it.

    Generally, they have very good customer service, good contractors, questionable value. I'm not sure that by paying $500, I'm really gonna get my value out of it. But it's a nice peace of mind to have protection on a new home because you never know what's gonna happen and home repairs can be quite expensive.

    Our experience with Landmark was great.     Landmark Home Warranty was recommended when I went through the loan process with Veritas. They put together the paperwork. Submitting a claim was quite easy and the claim process was not difficult at all. They told us we had to pay x number of dollars when the repair guy showed up and he's gonna bill the rest through the company. As for the claims representative, I only spoke to one person. I called and told whoever we were speaking with the situation and they said that "if somebody didn't call you back within 4 hours, we're gonna send you an email and there'd be a phone number and a company name and you can call them." I was only on the phone for about 5 minutes. So about two hours later we got a phone call from the company and we set up a date and time that was convenient for both of us and the matter's been resolved and taken care of.     After having had issues with Landmark Home Warranty and being placated last summer by Landmark and some service calls where they did what they said they would in a timely manner, we decided to go ahead and renew. Our upstairs AC quit working on August 2, a Saturday. The AC guy came out on August 5, and diagnosed a blown motor... said he would have the part in 2 days and be able to complete the repair on the 7th. Then he called Landmark who said he could not get the part and they would mail it to him. Delay, delay.. They said the part would take 3-5 days to arrive. The part actually arrived 8 days later on 8/13 and it is damaged. Landmark will still not allow him to go pick up the part and is insisting that they ship another to the contractor. This puts us at least into next week (at least 16 days) before we could possibly have this repaired. This is Texas in August!!! The upstairs of our home is completely unusable as it is 91 degrees according to our thermostat. Another week of 100 degree days is forecast. Unacceptable!!

    Thank you for bringing this situation to our attention! We are truly sorry that the original part was damaged upon arrival. After researching what occurred I can see that once our Customer Service Manager was involved we approved for the contractor to pick up the replacement part themselves. We truly never meant for the original part to come broken in the first place!

    I do agree that this repair took too long and the damaged part didn't help. This is a perfect training opportunity for our company and I have addressed this with all of the managers involved. We had a supervisor who felt it was a better option to ship the part versus having the contractor drive to pick it up himself. Although that didn't turn out to be the best decision they never intentionally meant for the results that occurred. At this point in time I have spoken with the manager of that supervisor and asked that we discuss approving alternative solutions that will complete repairs in a timely manner. As our customer you are our #1 priority and we admit this repair should have been completed much faster than it was and for that we are sorry!

    From my understanding the part was picked up yesterday by the contractor and the repair was completed this morning. Please let me know if there is anything further that I may assist you with.

    My overall experience with Landmark Home Warranty was great. It was nice to just get the work done even if it wasn't necessarily quick. I called on a Thursday and had to wait til Saturday but my air conditioner was down. It was over almost a hundred degrees so it could have been a really bad experience but it was relatively good. They came as fast as they could and did a good job. I just bought the home and it was like two weeks old. All of a sudden to have that broken, it could have been a really ugly experience for me but instead it was really good.

    My experience with Landmark Home Warranty has been excellent. Their Customer Service, and Quality and Timeliness of Contractors, have been exceptional. I have had experience with different Home Warranty Companies over the years as we moved around the country, and Landmark has by far been the best. The types of contractors that I've had come to my home have been pool, plumbers, and A/C.

    I recently purchased a condo and within 20 minutes of moving in the AC gave up the ghost. Called Landmark and the AC was fixed within a few days. Now two weeks later, the hot water heater is Verklempt. Called Landmark and the service tech will be here tomorrow. I had been with a different home warranty company before and while they did perform it took a bit of heavy lifting to make it happen. I've called twice now in a month's time and had to wait no less than five minutes before talking to a human being - and not just any human being - one who I could clearly understand and who handled the whole process quickly and painlessly. When my year is up I will certainly be renewing. The only complaint I have is their hold music which is both loud and execrable. I rather listen to nails on a chalk board or someone tuning bagpipes. I am pleased enough to take time to write a review.

    LandMark is a home warranty company that was recommended to us by a friend who is very happy with their service. Since we started using them, I have nothing but praises to say about them.     Landmark has been absolutely wonderful and I have totally enjoyed my relationship with them over the last year and plan to renew for many more years. They've repaired my A/C in April 2014 and it completely died in July 2014 and they replaced my unit. Great customer service and great contractor hired by Landmark.

    My wife and I have had a Landmark Home Warranty on our home for 2 years now and could not be happier with the services we have received. We've had 2 service requests within that time and each time they were pleasant to deal with on the phone, their contractors contacted us within a few hours to schedule an appointment, and were very competent and thorough when they came to our property. The issues we had were fixed and all I had to pay was my $60 service call fee. I look forward to many years of the peace of mind Landmark Home Warranty has already provided my wife and I, and would recommend this company to all my family and friends!
