I've called Landmark 3 times and each time I was taken care of quickly and politely. I appreciated the customer reps clear and concise instructions and information provided. They were always nice and polite.

I was without a/c for a total of 3 days though no fault of Landmark, just so happens it was Friday and even though contractor came on Saturday to diagnose the problem, the part was not obtainable until Monday. Excellent service from Landmark and the contractor they sent.

Our Eternal U26 tankless water heater was not regulating the mixture of hot and cold water. Serviceman checked all electrical and all plumbing connections. Unplugged and put plug back into socket and rebooted the water heater controls. All has worked fine ever since. Service was arranged quickly after Landmark found a plumber that had experience with tankless water heaters. Serviceman was prompt, clean, and courteous.

We have had many great experiences with Landmark and each and every time things are handled in a very professional manner and we get the desired results. All the employees that we talk to are courteous and very professional. I would recommend Landmark to anyone whose looking for a home warranty type service.

Landmark is one of those few companies that have a customer oriented philosophy. They try to maintain a low downtime for the customer and as a result problems are resolved quickly, efficiently, and effectively. I know when I call for assistance that my problem will be corrected. Thanks Landmark!

Landmark has been a great service over the last 2 years. We now have a rental property and can rest easy knowing that Landmark is there if something goes wrong. The service technicians have been great, and if there is ever an issue Landmark is on top of it. Additionally, the customer service is great and I always have questions resolved quickly.

I have been using Landmark HW for three years now and they have been great. I have made at least 5-6 claims and all were paid. I had another home issue and called them as I did not have my policy handy to read. My home issue was not covered under my warranty but when I looked at my policy, it clearly stated it was not covered and it was stated plain as day, not some tiny print at the bottom. Their customer service is fantastic and the vendors they send out have been great. I would recommend them to anyone. I have easily gotten more value each year from them than the cost of my warranty. IN one year at least 3 times the value.

My air conditioner went out during the hottest week of the summer. I contacted Landmark who had a local repairman respond. It gives me such peace of mind to know I have my Landmark warranty whenever something in my home is in need of repair and my only out of pocket is my deductible.

It’s been very easy to submit a claim online. I’ve only submitted two claims. One in the time that I submitted it online I was waiting on hold and kept waiting and waiting and finally I submitted it online and I was still on hold after I’ve submitted it. The wait on hold on calling took quite a while but other than that they were responsive and so far we haven’t had any problems. Our experience with Landmark Home Warranty has been according to what we had expected. Everyone has been very professional and they've taken care of the issues.

First experience submitting a claim with Landmark Home Warranty was very easy. Second one was a little more difficult. I think they were in the middle of squishing systems. I called quite a few times and I'm sure was bugging them but they were very nice about it and pushed it through as quickly as they could, got it approved and everything was fine. Technician was very good. When something needs to be done quickly, Landmark is willing to accommodate.

Submitting claim to Landmark Home Warranty has been easy. We've used them a few times already and we're thankful that we have it. The claims representative that we talked to was very courteous and was more than what I was expecting for a company. The technician has been good, too, although some of them has been a little odd and unprofessional but they stick to what they needed to do. I have recommended it to people.

Landmark customer service answered call very promptly and hooked me up with an AC tech immediately. Cool West was out within 35 minutes to my home and got my AC up and running. Very much appreciated as it was over 110 that day. All around good service, will recommend both Landmark and the AC vendor!

I submitted a claim on Wed, Jun 17, 2015 - 08:18 PM. After calling Landmark, a plumber came by on Fri, Jun 19, 2015. The plumber stated he would submit his report that evening. He told me to expect to hear from Landmark on Monday 6/22/2015. I didn't hear anything. I called Landmark on Wed, Jun 24, 2015 - 02:40 PM. The rep notified me that the plumbing company was unwilling to perform the repair until, I, the homeowner cut an access hole into the wall. The $60 deductible has already been paid to the plumbing company and the repairs have not been made.
I attempted to call Landmark again on Mon, Jun 29, 2015 in the morning since I had not heard anything from them. The contract between us states The following: "When you call with a Service Request, we will contact an INDEPENDENT CONTRACTOR who will contact you directly to schedule a convenient appointment during normal business hours. On weekdays, the contractor will contact you within 4 business hours of opening a Service Request. Under normal circumstances, LHW will initiate the performance of services within 48 hours after the request of the Contract Holder. In the event of an emergency, we will make reasonable efforts to expedite service within 24 hours." As you can see, there are parts of the contract where LHW neglected to meet obligations.
I called my local rep directly in San Antonio. Linda ** assured me the issue would be resolved. A member from her team did contact me. They stated that a new plumber would come to perform the work and I would not be responsible for an additional payment of $60. Today is Monday, July 6, 2015. The work is still not done. No plumber has contacted me. Dissatisfied is an understatement.
I will gladly be notifying as many potential LHW customers as I can about this. We are approaching one month since the initial claim and the work has not been done. I would also note that LHW has no problem telling me I cannot pay to add my water softener since it needs a minor repair first. Fair enough. That is understandable. However, in light of LHW's mishandling of my claim, a company that repeats their commitment to me over and over while I wait on hold for 25 mins to speak to a rep who tells me the same thing the last rep did, should be more than willing to include my water softener. As others read this review, the leaks are still dripping... (sigh).

I had an A/C problem and contacted Landmark via e-mail after hours. I was contacted by a Landmark representative the next morning and a contractor was scheduled for that day. Contractor arrived and diagnosed the problem (A/C Compressor Fan). He replaced it immediately as he had one on his truck. WOW, what GREAT service!

We had Landmark Home Warranty when we bought our house and so far, submitting a claim to them has been very good. They have helped me twice now and it worked out very well. The claims representative would call me back in a timeframe and then they would have someone here as soon as they could to fix my problem. The technician who came out to service my air conditioner was very nice and pleasant. He explained things to me and overall, he did a great job.

Submitting a claim for Landmark is very easy, we've never had any problems. It's pretty cut and dry on what's covered and not covered and the staff has always been helpful. They've never sent anybody out that we haven't been satisfied with. They're good and that's why I pay for the service every year. I would recommend them to a friend.

Great company with great customer service with quick response time. Only had to use them a couple times for repairs but both times someone came to the house quick and got the job done. My repairman knew all about how to fix my door problem. In a short time he had it working again and even suggested some improvements to help it work better which he installed also for me. A very nice and helpful young man. I would recommend his company to my friends.

Overall I am truly satisfied with the customer Service of Landmark and I know if anything else goes wrong with my appliances I can just give them a call and they can find me a local trusted contractor that will get the job done no questions asked. I've had their air conditioning company, Peeples A/C came out and take care of a problem. Both Landmark and Peeples were great companies to work with. I transferred two other warranties for rental property from another warranty company to Landmark due to their excellent customer service.

This was a lifesaver when we purchased our new home. I wouldn't buy any other home without it. To Upgrade to the next coverage level is inexpensive and saved us from buying a new ice maker. The staff was very friendly, quick to respond, and followed up on all of the issues.

June 16, 2015 Manager called and stated pumping service will be reimbursed to homeowner since no contractor available under home warranty plan - urgent situation. Contract information "Gilbert Environmental - Mike Gilbert - (817) 219-3703 was given by homeowner as the contractor to perform services. Manager stated this contractor would be contacted for documentation after services performed to reimburse homeowner. End of phone call.
June 18, 2015 Gilbert Environment performed services of pumping septic tanks today. Homeowner gave payment of $350.00 - receipt in hand. Called Landmark Warranty to follow up with manager or anyone - no success. Continuous hold to speak with anyone as usual - 15+ minutes! Seriously!? Online chat not working either. This company is awful in the way of customer service and allowing payment on warranty service that had no contractors available! Request return call from manager or department in charge of reimbursement!

I'm satisfied with Landmark. So far they have held up on what they said and fixed a few things. One time there was an issue with a sink not draining. They sent a guy out; he couldn't do it so I ended up having to hire somebody else. It cost me money and they ended up doing it, but they refunded me the money - that was good of them.

I set up a service call on 6/1/15 for a broken dishwasher. I had to contact the service provider and set up an appointment on 6/2/15. Service provider said it was repairable after 10 minutes of looking at it. I have now contact Landmark three times by email, and 4 times by phone. I have yet to receive a call back, which is the last thing they tell you before hanging up. I was also told that they were trying to get a hold of the service provider. Service provider refuted this when I called his cell which is on the service ticket. 2 weeks later, I still have no answers. I asked who I could talk to up there that knew about their policies and practices and the call taker did not know. Once again I was told they will call back when they get the information. Completely worthless customer service and communication.
Thank you for bringing this situation to our attention and giving us the opportunity to address your concerns. After looking through the notes I do acknowledge there were at least two instances where you were offered a call back that did not occur and for that we are sorry. These instances will be addressed and training will be initiated. There are no acceptable excuses but I do not think our reps intentionally meant anything by their lack of action. I do see in our system that we had, in fact, emailed the contractor twice with no response, however I am not sure if it was an error on our end, or not. At this point in time we do accept responsibility for what occurred and hope you will accept our apology. I know that you have been offered a cash-out to replace your dishwasher with, which has been accepted and hopefully viewed as a fair resolution. I wasn't very pleased with the previous warranty company so I went to the internet and saw great reviews for Landmark. So far they had exceeded my expectations. It's easy to file a claim and the quality of the contractors that they give are the best. All of the contractors speak highly of Landmark which is pretty unusual with other companies. They usually will say something negative about them so the contractors must be getting paid fairly and quickly because they have nothing but good things to say about Landmark. I've worked with a lot of warranty companies and this is my tenth different house that I've lived in. This is by far the best warranty company I've ever worked with. The quality of the contractors and the responsiveness has been the best.

We had the same problem as another customer reported on here. Ours was because there was no one to work on our refrigerator. Then after couple of weeks they had someone come out. Then we had to wait for parts. Updates were only if we called them. I agree it's unacceptable.

Unfortunately, we did have some difficulties finding a contractor that would work on a Jen Air Refrigerator in your area. We do experience some rare instances where it’s hard to find a contractor to work on a specific brand. Even Sears did not have a technician close by to complete the job. However, we never gave up searching for a new contractor who could provide the needed services. It is also my understanding that Landmark approved for the use of a contractor outside of the home warranty, for the work to be completed quicker, if one could be found. Fortunately, Landmark did find a contractor who could provide the services needed and there should not be any future instances like this. Thank you for your patience and for working with us! Submitting a claim to Landmark was easy and we've been very pleased. We've actually utilized the service more than we had anticipated. With a 15-year-old house, there are some things that have come up and they've been very quick to help us procedurally and completed the work. I find the local provider, bring them to our home, and work in the details; it's all been good. We may still have additional need before the initial contract expires in another two months. So I see using them again for sure. Most of the contractors were great. We haven't had any issues with them, they've all been up to standard.
I like their accessibility, it's 24/7 on a weekend, even on the evening, and of those emergency circumstances. We had a septic tank that needed some attention, I think Landmark prides itself on being available when you need them. I remember talking to their Customer Service representative at 9:00 on a Saturday night, and that helped get ready for Monday when the technician was gonna try to come out.

AC not cooling. Turned in claim. Contractor was 5.5 hours late for appointment. I had to cancel evening plans to wait on him. I couldn't communicate with him because of language barrier. Part broken. Day 2. Called Landmark. Was expecting follow up phone call in reference to ordering part. No update. 9:25 PM, 80 degrees in house. Great job Landmark on our first ever service call with your company. You are off to a wonderful first impression.
Thank you for giving us the opportunity to address you concerns. We are sorry that the contractor was late to the appointment and that plans had to be cancelled! Unfortunately, sometimes they do get behind trying to complete repairs for customers and we prefer them not to leave a job incomplete. The only time they leave is when parts have to be ordered and a return visit is needed. We would expect them to provide the same service for every customer. We addressed your concerns with them and the owner of the company offered to have a different technician sent to your home. Our customer’s concerns are very important to us and we will always do everything possible to accommodate them.
Landmark received the diagnosis on 6/4, the same day the contractor was at the home, and our processing did have to be completed. Research of the parts occurs and Landmark likes to offer our homeowners options such as completing the repair or opting for a cash-in-lieu. We are sorry that it appeared as if we were not calling back as offered. That was never our intention.
At this point in time it is my understanding that you have accepted the cash-in-lieu option instead of having the contractor back to your home. We hope that you were able to get that repair completed quickly. We are sorry for any delays, as that we never our intention. We do strive to provide quick and efficient service and we look forward to serving your future needs.

Landmark's customer service representatives have been friendly and helpful but they do not have competent contractors. Our air conditioning took over 2 weeks to get fixed and was not fixed correctly the first time. I had to cancel a girl scout meeting because our house was so hot and we thought it would have been fixed in time. Now we are still trying to get our pool pump fixed and it took a week and a half to get the contractor to call back to schedule something. Be aware, it is a $60 service fee each time the contractor comes out for an item. The air conditioning unit never worked and the second time they wanted to charge me the fee again. After an hour on the phone, ** was willing to waive the fee.
We are now having the issue of our pool pump not working. The contractor came out and fixed it but then the starter broke. With all of the rain, we have been needing to run the pump so we have to manually start it and now the valve is messed up and not working correctly. For this service request, it has taken over 2 weeks just to get an appointment to have somebody out. We are supposed to have a pool party this weekend and may have to cancel it because we cannot get a contractor out before Friday. Both of these items are first world problems but when you pay for a warranty, you expect to get items fixed and that is not the case that we have had with Landmark.
Thank you for giving us the opportunity to address your concerns. It is my understanding that you have been unhappy with the contractors sent to your home. We apologize for any frustration caused and we are hopeful that your next claim will go more smoothly.
From our notes, I do see that for the A/C repair, the first contractor assigned never contacted you to schedule, therefore, 5 days after opening the claim Landmark had to assign a different contractor. The second contractor was out to the home the next day, however, there was a day delay on Landmark’s behalf and there were two times that you were told you would receive a call back, which did not occur. I must truly apologize for that and let you know it has been addressed with the parties involved. Landmark is working on a solution to ensure that all promised return calls will occur.
I understand that the second contractor assigned for the A/C repair did have to return to the home after the initial visit, which involved a disagreement regarding the status of the repair (whether it was a “recall,” or not), and that a Landmark manager provided a resolution for that situation which included Landmark covering the $60 service call fee. It is true that a service call fee is due for each service provided, however, if a contractor has to return to the home to complete work on the same claim there will not be an additional fee.
After researching the pool repair, I do see that each time the contractor came to the home it was for a different item for the pool. The first time was the main motor pump, the second for the water feature pump (a non-covered item), the third for the spa heater and the fourth (current claim) for the pool motor. The first claim was opened 3/31 and the contractor went to the home on 4/2. The second claim was opened 4/23 and the contractor went to the home on 4/28. The third claim was opened on 5/3 and the contractor went to the home on 5/5. The current claim was opened on 6/3 and the first contractor scheduled for 6/5 and the second for 6/4.
Each claim was for a different item on the pool and was called in separately. I’m not sure where it has taken 2 weeks just to schedule an appointment, as the information Landmark has shown that the contractors have been very responsive regarding the repair. We are sorry if the repair delayed the pool party for the 6th but Landmark did not receive a call to open the claim until the 3rd.

Landmark is okay, but not that good. When my garage door was broken, the company that came over said that Landmark doesn't want to fix it and denied to cover things. They say they will cover everything in my house, but when the time came that there was something broken, they said "denied". That is disappointing.
Thank you for giving us this opportunity to address your concerns. I am sorry if it was ever miscommunicated that Landmark would cover everything in your house. Any confusion like that is never our intention. Landmark is as transparent as possible about the coverage we provide on our website, in our brochures, and in our contract. Unfortunately, there are exclusions listed in our contract that we just simply cannot provide coverage for.
The package that was purchased for your home was our Standard coverage. What is covered for the garage under the Standard package is as follows: Motor, Capacitor, Eye Sensors, Switches, Receiver Unit, Carriage, and Push Arm.
The diagnosis that we received from the contractor was that the springs were rusted, causing a lack of tension which caused a gear and sprocket in the chain motor to be torn out. The second panel up from the bottom, on the door, was cracked, which indicated past complications with the weight of the door being held, the rollers were ungreased and two hinges were cracked.
The only items that Landmark could possibly cover under the warranty would be the items associated with the motor, the gear and sprocket, and those were denied because they only failed as a secondary condition to the other failures occurring with the garage. Normally, Landmark would provide coverage on the motor but I can’t even consider covering those items unless all the other repairs are completed, because otherwise the exact same complications could happen again.
We are sorry that you were disappointed with this experience but I hope I have helped clarify why your claim was denied. Landmark can only provide the coverage that we offer and that has been paid for. Please let me know if you have any other questions, or concerns.

We've had two service calls so far. Both times, the response was very prompt from the vendors, and the Landmark customer service was great. The repairs were done well and shiftily. This is our first time having home warranty and we're happy with Landmark so far.

Landmark's services for cooling and electricity are awesome - the effect was exceptional. The plumbing was not yet finished because once they came to my house, they told me that they need to order some parts for replacing the water valve and they have been waiting for it. But it is really nice overall.

When I bought a home, the homeowners' association recommended Landmark Home Warranty. It was pretty easy to get through the process of submitting a claim, and the technicians they've sent out were wonderful. They were in and out, did a very professional job, and were very friendly. Everything worked fine, and I would recommend them.

I've had my warranty for 2 years. Landmark has been very responsive and provided alternate contractors when I'm dissatisfied with the service. The only concern I have is they don't allow you to upgrade an appliance or water heater, even if you pay the additional cost.

Refrigerator: We have been waiting over 2 weeks to have our refrigerator repaired. Difficulty getting parts? Updates to us are if we call them. Unacceptable.

I have worked with three different home warranty companies and Landmark is by far the best. They are extremely helpful with any home repair that I need and they are quick to respond. Landmark also replaces like products with like products, unlike other warranty companies that make replacements with cheaper products.

Getting our garage door repaired was less expensive and done more quickly than the company which originally installed the door could have made the repair for. The home was only two and a half years old and our Landmark Warranty was able to cover the cost and make the needed repair on a timely and professional manner.

The AC went out on the house, they had a contractor call me within 20 minutes. The contractor was awesome and great to deal with. He ordered the parts, went and picked him up, came back and got the system back up and running. Both the contractor and Landmark were great to deal with.

We had a air handler freeze up and cave our ceiling in. Landmark got a professional team that did the job right. Our claim was denied at first, but as I spoke with them more about the situation, they DID WHAT WAS RIGHT. They did listen to me and take care of their business! I was not happy at first because they denied the claim, but the a/c guys that came out for a different problem did not do the job correct and this eventually caused our air handler to freeze. Optimum, the new A/C guys fixed the problem. I appreciated the fact that Landmark listened.

Sent a2 guy out. Ordered the part but could not get the system to work. They had to send another tech out another day. Lost a day and a half of work for the repair.

The tech was prompt. However, he was only at our house for maybe 10 minutes. I felt that the amount of money we spent did not equal the service we received.

We purchased Landmark Home Warranty when we purchased our 1950s home last summer. We have used them on numerous occasions, because of the age of the house and it being vacant for a while. They have been prompt to reply to all inquiries, polite and friendly, and have never questioned the validity of any claim. Their contractors have been efficient and gotten the problems fixed.

Their service calls are cheaper than the old company I had. Submitting a claim is very simple and easy. You could even do it online. After that they send somebody out, you pay the service call and they tell you if it's covered or not. But a lot of times you could even call prior and they will tell you sometimes if it's covered or not. The reps have all been great and wonderful. They're very helpful and would try anything to help you. They will send out the right people the first time around. And the guys that they send are very knowledgeable. I've had two different pool guys out here and they got the job done the first time around. I just love it.

I submitted my claim online on a Sunday and wasn't expecting anyone to get in touch with me until the following day. A couple hours after my submission I received a call and they had already assigned my claim out. I was very impressed they attended to me so quickly after hours. Bought a house in Nov 2014. Landmark was recommended by our agent. 2 weeks in we had to call about our heater. It couldn't be fixed because it was too old so they said we had to replace it. Catch is they only cover the actual unit or 500 dollars. But not any of the parts to retrofit it or hook it up. That cost us 3000. Then we had a tub back up. Wasn't covered because it had to be snaked from the roof. Then our pool pump went out. Sent someone out to fix it. Broke the next day. Came back out broke in a few days. This time I met the owner of the company out there and he said he had to replace some pipe. So we will see if that works.
Then I had a drain in the kitchen back up. Landmark sent someone out. Cracked pipe not covered. We purchased the most expensive warranty that is suppose to cover just about everything. I got a email from some guy who reads reviews on claims. His words were "we can't cover everything In the contract." Then why have one?
Thank you for giving us this opportunity to address your concerns. I understand that you are questioning the value of a home warranty. Please allow me to explain the coverage provided and apologize for any miscommunications on behalf of Landmark staff.
It is true that as viable businesses, home warranties cannot cover everything in the home. There are limits and exclusions that become the responsibility of the homeowner. However, the out-of-pocket costs associated with a home warranty repair are typically much less than what a repair would cost at retail price. As with the furnace replacement, the costs through the home warranty were $1,205 and retail around $3,000. I assume that is the message that our associate was trying to convey when he made the statement: “Unfortunately Landmark cannot cover everything under the guidelines of your contract.” It does read incorrectly, but I believe he meant, “Unfortunately, Landmark cannot cover everything, under the guidelines of your contract.” Which has a different message with a few commas added and means that we do cover what is stated in the contract but it isn’t every item in the home and that there are exclusions. I do want to thank you for bringing this miscommunication to our attention. I am sorry for the lack of confidence it caused and I will be addressing this concern.
As for your pool repair, I will be having it reassigned to a different contractor. We want to get that repair completed for you as quickly as possible. You will not be responsible for the service fee for this second opinion and I will be placing an additional service call fee on your account for you to use with a future service request as a reimbursement for the fee you spent on the first pool contractor. Please accept our apology for this experience! You will be hearing from someone very shortly.
I hope this helped explain the coverage provided by a home warranty and the value of our service. In this humanistic world, we’re far from perfect but we will honor the coverage that we guarantee. Overall my experience was good, if they would have only found my part a little sooner then I would of gave them a five star. Initially it was going to take the Contractor a week to fix my refrigerator, they told me they had to order a couple of parts and then they would set up an appointment with me to install the parts. Well that one week has turn to almost 2 weeks today. So I called to get an update because no one from Home Warranty called me to let me know of the update and they told me today that I was going to have to wait another week because of a parts. And it should get here in 5 to 7 business days. I specifically told them that I need to get my main fridge fixed because all of our food had gone bad and can't keep any food there. I just want my refrigerator fixed. I am not pleased with Home Warranty or the contractor.

We had made a call and they sent out a company that did not do us quality work. We called and explained the situation and they sent out another tech that agreed the work needed to be redone. They paid for the work to be redone at no cost to us even though our contract didn't pay for retro custom work. They made it right and so did the new technician. They took everything apart and put it together the correct way.

Landmark Home Warranty company is a terrible deal for the consumer. I guarantee that it will cost you more money than you ever get out of them - otherwise they would not be in business. They are masters of getting out of paying money for a repair. By the time you pay the $60 service fees every time someone comes out to your house and get whatever terrible deal you can out of them, you will spend more money than you get back. Guaranteed.
One example (there are many): our AC stopped working. The coil was leaking. We paid $60 for the AC company to come out. Then he said it would cost $175 to find the leak which Landmark wouldn't pay for. The coil needed to be replaced but they wouldn't replace the condenser. The problem is that to retrofit the new coil with the old condenser, we would need $700 in adaptations which Landmark wouldn't pay for. So it would cost us $935 to fix the AC. When we requested the cash out option to just take the money for the repair and get it fixed ourselves, they only offered $530, which is supposedly their price to replace the coil. So we would spend $935 to fix a $530 problem. This is in addition to the 3 previous visits at $60 a piece for the AC as it got worse and worse, only to have the contractor come up with some excuse - replaced a thermostat, replaced a small part on the condenser, etc. None of which actually fixed the problem.
This is how things go with the company. Trust me this is not a good deal. I can't say that any of the home warranty companies are any better. They probably all do this. Just don't give Landmark any money. It will not work out in your favor.

I do not know how Landmark Warranty can receive these high marks as many of them are so generalized. Air conditioning unit went out, like another reviewer stated. The bill came to $4,300 dollars to repair it. Landmark agreed to pay $250.00. They do not honor their warranties.

We picked Landmark Home Warranty from several different warranty companies the realtor gave us when we were buying the house because they seemed like a good one. It was fairly easy to submit a claim. We called, gave them our information and they referred us to a company out in our town. Then they came out and took care of everything very professionally. When we purchased our new home in February and moved in the dishwasher wouldn't work after using it once. I got online to see if I could find the instruction manual to see if I was doing something wrong and it turned out that our dishwasher had a recall for the heating element but Maytag wouldn't let another company work on the portion of it. It actually ended up being the control panel that was fried as well. We turned to our home warranty Landmark and they got us the cost of a new control panel and ended up cutting us a check so that we could put it towards a new dishwasher and combine it with our rebate from Maytag for a new dishwasher. We were very happy with their help and suggestions.

I recently had to contact Landmark due to my central A/C going out. They sent ** of Anders Air out for the repair and I couldn't have been more pleased. ** was so thorough, he noticed my thermostat was going out as well as the evaporator coil was leaking freon. He was able to repair the leak and recharge the system along with replacing the thermostat and the system works great. ** is a very nice person of the highest integrity. I'm glad Landmark chose such a great company to represent their business.

I've had Landmark (LHW) for 2 years. Last week, my water heater didn't work and was replaced within 2 days of my initial call. Also, my washer is leaking, and the repairman was out within 3 days, just waiting on the part now for it to be fixed. The contractors LHW uses are very good. I chose LHW because of reviews, service call fee, and well and septic coverage available. I do recommend LHW to others.

We had our previous warranty provider for about 25 years and they just got more difficult to deal with. When we moved to where we are now, our assistant pastor's wife referred Landmark and it was a wonderful idea. The people were very nice and was prompt. It was an all around good experience. Submitting claim was very easy. Everybody is friendly.
Something big happened inside the washing machine. I heard it clanging in the utility room and I go running down the hall and I opened the door and smoke starts coming out. I could smell like burning. It was like something heavier than rubber. We called and they sent out a nice young man and he checked it out. He said that for them to fix it they would have to pick it up, take it to their shop, take it totally apart, and fix those broken piece on the underside of it and put it back together again. It would be like 10 to 12 days. And I said I don't want to.
I can't live 12 days without a washing machine and so he said he would tell Landmark how much they would pay me. It was about $500 and since it was seven years old I thought that was very fair. We took the money happily and went out and bought a new washer and dryer because the washing machine I had was red and Samsung does not make that color red anymore and I didn't want them not matching. I would not go with anybody else. Landmark has been wonderful.

My real estate agent told me that Landmark does good business and he recommend it to all his clients, so I just went with them. They were very professional when we submitted a claim. They wanted to find out what was going on and then I got a call from the contractor right away. My issue was handled in a timely manner and my interaction with the technicians they sent out have been good. However there was one that's not so good. I got so worked up than I didn't need because they were trying to make an extra buck on it but I don't think it was Landmark's fault. Overall, Landmark is affordable, loyal, and diligent.

When I bought the house I Googled home warranty and picked Landmark since it had good consumer reviews. They're very friendly when I call to submit claims. The customer service is always really eager to help but I find that their contractors that they pick don't respond as fast as Landmark says they will. Landmark says that they should respond within full business hours but it's always been the next day or even two days after.
The technicians sent out were nice. They always tell me they've been very busy with lots of other customers and at least one of them came from quite far away from here. He was trying to schedule his work in such an order that he could go from place to place and then get me. They've all been really efficient. Having Landmark is comforting. We moved to the area and I had no idea who to call for some services. For example, they offered pest control as one of the services so I went to their people and that way I got to know people that I felt were reliable.

HVAC system failed... 4 specialists stated it needed replaced. Landmark will not replace it. Don't get fooled by the star rating. There are a lot of people that have rated Landmark a 1 star rating. There are a lot of people willing to share their stories. Don't buy a home warranty… It's a joke.
Landmark has offered a solution that would repair your HVAC system to an operating condition. Landmark has also offered to cash-out what the repair would cost us so that you can move forward with your own additional choices or receive a full refund of the amount you paid for the home warranty if you are unhappy with our services. Replacement is not warranted unless the unit is in failure and can be a suggestion from the contractor but in this case was not the only solution available. If the repairs are made and there is still a problem then we can look at other options but there are no other options beyond the repair at this point in time. This approach is not unreasonable and is supported by our state approved contract. Please let us know if you would like to move forward with the repairs as we are eager to get this completed. Landmark is great. I'm going to renew the contract as soon as it's out because I've had to do two things. My water heater went out and they allow for an air conditioner tune-up. And they responded quickly to getting me set up and having a contractor call me when I filed a claim. I've had a couple of claims and they've been resolved. I just renewed my Landmark home warranty and got a $45 discount for early renewal! We mainly keep a home warranty because we live in Phoenix, AZ and it gets HOT! We have 2 older A/C units and if they go out we need to have peace of mind that we can get them up and running in a hurry. Landmark has a spring maintenance feature and when we got our units checked this spring there was a part that needed to be replaced. We have older units so it was a hard part to find and took a few days. They covered the part with no hassle, the vendor we had kept us informed and for just the price of the deductible we have the peace of mind I need going into the hot months that we have a well-running unit. With my past dealings with Landmark I have no reason to believe they won't be as professional and efficient and prompt as they have been in the past. As a side note I have had other home warranty companies and Landmark has been the best so far.

I have had Landmark Home Warranty for over 2 years. I have had only great experience with them. Replaced my hot water heater in one day. The only reason it took that long was because of the size I need for my home. Always have had the contractors out the same day or the next. Will be renewing in July when this contract expires. My husband and I closed on our home in October (2014) and after much research and comparing narrowed it down to two top contenders for our home warranty coverage. After much going back and forth we decided to give Landmark a shot. Big mistake! I'm sure each company comes with its own set of cons, however I can't fathom how Landmark can have so many positive reviews when the contractors they've sent to my home have been completely incompetent or blatantly disrespectful. I've been called out of my name by one contractor, stood up by another, and work was said to have been completed when in fact it was not!
Now, I call to have my A/C tuned up with a "pre-season" check they offer and I'm told that as of 3/31 it's not being offered in TX as the season has begun... Seriously? Today is the 8th of April and as a NEW customer who's just learning how to navigate this joke of a warranty, you blow me off??? I was told that I could be referred to a top-tiered contractor in the area and pay for it out of pocket. WTH?
Adding fuel to the fire, I have been left with a 12 degree difference in temperature in my home for 2 weeks now and a pest control issue that I have supposed coverage for. Where the heck is my relief? $900 for the BEST policy out there was a waste.... I'm definitely going to research other avenues. I'm disgusted. On the flip side - they do return calls fast.
Thank you for giving us this opportunity to address your concerns. The reason we have a “time-frame” regarding the pre-season tune-ups is because the contractors that we work with requested that we only offer them before the “busy season.” These companies are not owned and operated by Landmark therefore we arranged an agreement with them that pre-season tune-ups are fulfilled during the dates provided in our contract and then after we can refer the work to those companies.
We are truly sorry for the frustration caused by this situation but it is not customer specific and we attempt to be as transparent as possible about those dates. They are listed on our website and in the contract.
We’re also sorry about the previous experiences with the contractors that you mention. Hopefully, you have reported those situations to us so that we could address them. I am also very interested in acquiring specific details about the contractors who were referred to as: “I've been called out of my name by one contractor, stood up by another, and work was said to have been completed when in fact it was not!” If you wouldn’t mind emailing myself directly at kbullock@landmarkhw.com and I will research what occurred and address these instances with our Contractor Relations Department so that they can address it with the contractors involved if it hasn’t been done so already.
As a Landmark Home Warranty customer your feedback is very important to us and we do not take this lightly. We hope that you call one of the contractors that we referred for the A/C tune-up and that they are able to complete that for you. It should still cost the same as the $60 service call fee you would have paid through Landmark. Also, I will look into what is occurring with your pest control service and make sure that Landmark provided the service that we guarantee.

Landmark seemed to be the most comprehensive for the price so we chose them as our home warranty provider. Submitting a claim was super easy. People were super helpful. Everything about it was way easier than I thought it was going to be. My claims representative was super friendly and very responsive. I had a bunch of questions because I've never had a home warranty before so I didn't know what it even meant but she answered all of our questions and she was great.

We have used Landmark Home Warranty for both of our houses. They have always provided great and friendly customer service. I love knowing that my house is covered, if anything were to ever happen. The warranty is also great for preventative maintenance. The contractors they use are top notch too!

I've been living on a sailboat for the last 7 years so this is the first time I've been in a house for a long time. But so far everything with Landmark has been fine. We've just barely moved in and just made our first payment to them. They came recommended by our broker and our realtor and they were also the ones who set it up. We just did what they recommended so I haven’t had to deal with anybody from Landmark yet.

We've had a few things fixed on our Landmark home warranty. When we purchased our house, our realtor filled us in on it and it seemed like a good idea. My life's busy and usually, if somebody takes care of us, there's no reason to switch as long as it's cost-efficient, and Landmark is just that. They have been really good, responsive and pretty quick with claims and all the companies that they work with treated us well. And it's a simple process -- It's $60.00 deductible -- so it's easy. I think we've actually upped that or we got a lower package and we upped it to get some extra things covered.
The technicians that came to service our appliance were really great. Probably the best ones were the people who came to repair our garage door. They were great, very knowledgeable, and easy to work with. They work with Landmark very well. They charged us a deductible and that's all we hear...We don't ever get any extra bills.
This home warranty is really easy to use. For what we pay yearly for it, it actually works for our household and our family. It makes it worth it to have that extra coverage. I actually have told people about home warranties in general, not technically just this company, but I always tell people, "Get a home warranty," if they're looking to buying a house, and how positive my experience has been. Landmark has been great and I'd recommend them. They're fantastic.

Hot water heater leaked all over my garage. Called Landmark. They call me back, said, "File claim online and someone will call you the next day." No one called. Had to call the plumber **. They couldn't come out till next Tuesday, granted today is Friday. Go figure. So no hot water for the next 5 days, not acceptable by any means, and they said that was the only contractor available. I called all morning and could not get a live human being, just automated system saying, "High call volume." Go figure again when you need service now. They only have select few plumbers on their list and if they not available you're put off till whenever.
Point: these issues should have been resolved in management meeting. Identify what companies will be available on what days and times. Should put together a list of those companies that are one phone call away from servicing a customer. Now that's customer service, not the excuses I get from Landmark about "Our phones are not working properly," "You can boiled on your stove to get hot water," "It's really not an emergency," "Most plumbers are booked up on Fridays and not open on weekends," and "We don't pay for after hours fees if the companies are closed." Then the rudest comment of all, "Read your contract. Have you read your contract?" My response was, "Yes, I read my contract and read the reviews about your great customer service, but I'm not seeing it right now." Thanks Landmark for ruining my holiday weekend. Will recommend my family coming in to get a hotel, at least they have hot water...

This claim was opened on 4/2 and a contractor was sent to your home on 4/3. Unfortunately, this did occur on a holiday weekend and not only was there difficulty with contractor scheduling but supply warehouses were closed as well. The 50 gallon electric water heater had to be ordered and that wasn’t possible until the Monday after Easter, which was done as quickly as possible. Additionally, the contractor picked the parts up from a supply store they usually don’t get parts from to expedite the process and the repair was completed the same day. We understand how important hot water is in your home and we never intended to take it lightly. Everything possible was done to expedite this claim. I purchased a home warranty- had landmark come out for what I thought was a very simple repair on my refrigerator. After many visits by many repairman one who I thought was incompetent...I now have a refrigerator that totally does not work that costs $8000 new. I did get a check for $600 as they only allow $1500 total understand that but all I know is I had a perfectly working refrigerator and now I've got absolutely nothing. I would definitely not recommend Landmark Home Warranty... buyer beware.
P J, Thank you for giving us this opportunity to address your concerns. When you first contacted Landmark it was because your fridge was leaking and the doors would not close. The diagnosis provided to us by the technician sent to the home was that the defrost heater and door hinge had failed due to normal wear and tear and needed to be replaced, which was provided. The next time we received a call was a month later and we sent the contractor back to the home as a recall. What they found this time was not a leak but that the fridge was not cooling, or making any ice, and that it needed a new compressor. That repair was provided and the UV drier filter was recharged. The contractor also noted during this visit that the fridge had been moved to the garage. The third time a call was made it appeared that the issue was occurring again, however, it had been two months since the previous repair. Landmark did send the contractor to the home as a recall and what they found after vacuuming the system and performing a Freon recapture and refill was a blockage in the Freon line. They contacted GE, the manufacturer, and according to GE they needed to clean out the line and replace the three-way valve from the old compressor and external heat exchanger. Because the repair would have cost $1,111.13 and Landmark had already provided $898.74 in repairs, with a $1,500 limit (mentioned above), the homeowner costs associated with this repair would have been $509.87. Landmark offered the choices of providing the repair, with homeowner costs involved, or providing a cash-out of the remainder of the fridge maximum, which would allow for a replacement if that was the elected choice. Unfortunately, Landmark cannot control the time frame in which an appliance will breakdown or the sequence that the breakdown occurs in. What is known is that a request was made, a contractor was sent to the home multiple times and provided a repair each time but the last where the option for repair or a cash-out was offered and the cash-out was selected. We are truly sorry about the frustration experienced during this service request but to keep coverage fair and honest to all of our customers we have limits that we have to honor. This was not a customer specific situation. I hope this provided further understanding of what occurred during your claim and why Landmark was not able to provide additional funding. Purchased warranty from Landmark as they had the best value for the dollar amount. So far I'm completely satisfied with everything all around. The technicians have been great & their claims representatives have all been good. They're super easy to work with except for one time where the girl had no clue what she was talking about.

My realtors suggested several different home warranty because we were getting a home warranty when we bought the house. And then I went online and checked out Landmark Home Warranty. I had an excellent experience filing a claim -- the process was very easy and the claims reps were very friendly and knowledgeable. They sent out very qualified people that know what they're doing and they got the jobs done quickly and easily. I can say because of them I wouldn't go without a home warranty ever again.

I've only submitted one claim with Landmark Home Warranty, and it was good and they were quick. The claims process was easy. The claims representatives were knowledgeable and the technicians that came to service our appliance did good. They knew there was a problem and fixed the problem. I had to go order a part from their store and they came back and completed it.

Totally satisfied with my choice to go with Landmark Home Warranty. I’ve recommended them to two of my friends already. Every time I’ve ever called, they would help me with any of my claims. It’s been incredibly professional and efficient, and technicians have been awesome. At one point, we were trying to get something done with my dishwasher and they had called a provider who I found out after waiting for couple of days that they don’t come out in my area. So I called Landmark back and within that day they had another person who did service my area and it was fixed in a day.

The technicians that came to service our appliance have also been very friendly and they were able to fix the problems that I had, so we'll use them again. Initial claim was made in late January. After two contractors said they did not service the product, Landmark found a contractor who came out to look. Contractor came out, took a look, chipped my countertop, told me what was wrong, and said he would put the paperwork together and submit it. I waited a week and I heard nothing. I called Landmark who told me to find my own contractor since they could not find someone to look at it. I got a contractor who looked at it and gave me a quote. I submitted that to Landmark and they come back the next day and say they found a contractor to look at it.
The contractor was great. They submitted the paperwork quickly and they told me they had the parts in their warehouse. Landmark came back and said they had to order the parts and they would get with me when they came in. It has been over three weeks since the parts were ordered and I am still waiting for parts that the contractor had in their warehouse. I am not happy at all with this TWO MONTH ORDEAL to fix a vent fan and cooktop. Plus, no one has told me what is going to happen with my chipped countertop either.

We had this extended warranty purchased while in the process of closing on our home. When I called customer service (Landmark) to inquire of a problem with the gas heater, I had no hassle. They took my info and I was called within a couple hours from the company in our area to see what would be a good time to come out. Quick and Easy! I just paid my deductible of $60.00 to the service tech. Again, I called at a later time for a pre-tune up on my AC, which they offer during certain months, and still smooth flying. I just paid my deductible of $60.00. They do offer pre-tune up on heaters just before winter as well but I did not read the warranty very well and missed the opportunity or else the service for my heater would have been caught. I highly recommend Landmarks warranty!

When we bought our house, it came with Landmark Home Warranty and the reps have been helpful. The first time I submitted a claim, I did it over the phone and the second time, I did it online, and both were really easy and great. The contractors were helpful and took care of the problems.

We had only purchased our home and been living in it for two weeks when the Garage door became stuck open. The Landmark customer Service rep was quick to answer the phone and get a service call setup. The Contractor Landmark contacted to perform the work was not the greatest unfortunately. They "Fixed" the door in about 30 minutes and left. One week goes by and door get stuck open again. Went through the same song and dance two additional times with this contractor. When the door got stuck again at the same spot the fourth time in about 6 weeks after the initial service call I had lost my patience.
I contacted Landmark and the customer service agent after hearing my story called up the contractor with me on the phone to get a resolution. The Contractor sent out the owner of the company to my home the next day to get the issue resolved. He was embarrassed that his technicians were not able to isolate the cause of the problem, but he found the issue and corrected it and we have not had any problems since then. The nice thing was I only needed to pay the service fee once, despite the contractor needing to come back 3 additional times before getting the problem resolved correctly. Hopefully my experience with this particular contractor Landmark uses was just a fluke and their repair record is better than that. If not I really hope Landmark finds a better contractor in the near future.

Our previous warranty company kept putting band aids on our heat pump. Usually 2x/year we would need to have freon added to keep our system running especially in the Summer. I would tell them there must be a leak, but they would only take care of the symptom (just like our medical system). I finally had enough. When Landmark answered our first service call (for our heat pump), the contractor found a leak in the coil, reported it to Landmark and they authorized a complete fix with a new coil. They did not just take care of the symptom but the root of the problem all along. Since those first visits, we have had no service call for our heat pump for nearly 2 years. Other warranty work has also been exemplary and I strongly recommend Landmark.

I have used this service more than 10 times, saving thousands of dollars. They have replaced a garage door, a dishwasher, repaired leaking pipes, and all in the fastest way possible. This service should be required for all new home owners due to the savings. If you buy an older house it's a must. Best part of being a home owner is this warranty.
