I recently called KB Homes to advise them of my cracks. Today when I get home they came on my property and painted over the cracks and left paint in my driveway. Now denying they never came out and painted over the cracks in the stucco. KB Homes are liars and have unethical practices. This is against the law! Trespassing on my property. This is not the first time. The first time The director in my area had a fence installed on my property without my permission as well as did not cover my property all the way. Most of my property is on the other side of the fence as well as only put up 2 sides and left it unfinished. I would never recommend anyone purchase a KB Home!

Our experience with KB Home was quick and easy from the time of moving the actual home to the process of everything in between. I started happy and excited and everything ended up being more than I could imagine. When everything has been put together, it was an incredible feeling that I can actually call this a home. It's surreal.

There's still a few things KB Home need to do because the sale and lending process had been terrible - it was exasperating. One part of KB should have to deal with our state than having to sit and wait for them to track some paperwork back and forth. That wasn't a very good experience. But the rest of our experience with them was good. Having to see what we wanted in the home was great once we did the walkthrough and spotted things that we picked. Overall, it was was great and exciting.

KB Home is the only builder that has what we were looking for. We visited all the builders in Lake Nona and Narcoossee Corridor, Orlando, FL and KB Home from Gramercy Farms, St. Cloud, FL was the only community that fulfilled our needs for location, house price tag, and square feet. And of course, the KB Home representative and customer service representative make you feel at ease, provide response to all of your questions, and don't make you feel like they are behind your deal. Maribel ** has always been very helpful answering to our concerns and even help us measure the rooms in her model home 1899 so my wife and me could take the proper decision in the house size we are buying!

My husband and I built a new home with KB Home and closed at the beginning of February 2015. Within 1 yr. my master shower floor pan cracked. The cracks could have occurred months ago. The cracks have a resemblance of short hair. I didn't realize they were cracks. I have never experienced a shower floor pan crack in my old house that was 10 years old. I have filed a claim with KB Home to have the floor pan replaced. As a homeowner, any areas of the shower that have cracks where water could cause damage is a major concern.
I have contacted KB Home customer service and requested to have the shower floor pan replaced. I contacted the manager and he has REFUSED to replace the shower floor pan. The damage is within 1 yr and should be under manufacture and KB Home warranty. Damage could have been caused by improper installation. I was told the shower pan was made of fiberglass, and it's flexible. Why did it crack? We paid $5,000 to upgrade our master bathroom. Overall, I have never had any good experience working with KB Home on my home from start to finish.

From the people who are selling the homes, all the way up to the builders, to the entire neighborhood, KB Home is a first class organization. We had an excellent experience with them. The process was easy, and everything was explained well. The home is very well built, and it’s the most energy efficient home I’ve ever had. I looked on my first electric bill and it’s a third of the cost of the last electric bill I had in the other home that I lived in.
And if you buy a home from KB Home and you need something and call the builder, he will call you back that day. That’s better service than I get from my own doctor. Dave in particular is amazing. The KB Home in the Etowah division are very fortunate to have him. One of the girls who works at the hospital just started building a home there and she went to KB. If Dave hadn’t been there, she would not have bought a home there. Not only is he building and fixing a home and be there for everybody’s problems, he’s also selling homes for KB.

KB homes was really nice and works hard with what they are meant to do. 1st time we walked up to KB homes over at Whitmore, we thought that we could possibly live here. But after speaking to your sales agent, we felt that we can live here. If that makes sense. We had most questions answered and felt like this was an easy process. We were as well really surprised on how fast the construction of the house was. Which was nice and seeing that we could move in as sooner as we thought it would.
Being at the studio as well was great because as 1st time home buyers we did not know what to expect on having a house of our own, so we were being helped on things that were recommended for the home so that's an A. Everything was great so far. Yohan was really nice and straightforward with everything. Dan was really fast paced and had great advice for us for the house. Chris and the others from the loan dept were simple a great. Just needed a lot of documents signed and delivered. Which is pretty much your standard procedure. Updated on 06/12/2019: I bought a new KB Home, that I had to move out of after only 7 months. 10 years now and KB Home refuses to honor their warranty. KB Home pays Consumer Affairs to submit THEIR reviews. Don't trust this company! This is your biggest purchase. May look great on the inside, but my home, along with THOUSANDS of others are lacking proper supports, water intrusion, mold, even a 9 year old girl died from the mold. I can't even sell my home due to the condition, triple for repairs vs what I paid. My joists are bad, water intrusion, everything cracked. I along with others were fortunate enough to get the media involved, to which the AG couldn't turn their back and found KB Home Guilty of Fraud & Deceptive practices. Wasn't just my home, or my complex, but throughout the state. BUYER BEWARE!
Original Review: Bought a new home in 2009, not built to plans, water intrusion, mold, unable to live in the home for six years. Now shoddy repairs, more or still water intrusion. Numerous complexes having the same issues. They left flooring on the second floor, refused to move my furniture (which they damaged) and left boxes all on the wrong floors. Unfortunately on the iPad, I don't have the bad photos. Google KB Home complaints to see more.

KB Home did finally allow my fireplace change. With a stern warning that I would absolutely not be allowed any other changes. I'm glad they were accommodating this time but I'm still disappointed in their policy of having to make final decisions the day you decide to buy the house.
Original Review: Dec. 28, 2015
I just bought a KB Home two days before Christmas. I felt a little bullied into making the decision because I would lose the lot. I'm happy with the lot. And I'm happy with the house. And I'm really glad I didn't lose the lot. The thing I'm am NOT happy with is that KB Home has this ridiculous policy that you have to sign your life away right then and there. What I mean is that that night, December 23rd, I spent almost four hours signing documents that basically made me give up all my rights on having any kind of opinion on my own house. The house I am paying a LOT of money for. The house I will be living in, not anyone from KB Home.
I had to go through every single part of the house right then and there and decide whether or not I wanted a separate shower and tub in the master bath, whether or not I wanted doors on the den, whether or not I wanted a fireplace, etc., and I am now not allowed to change my mind about any of those decisions that I felt way too rushed to have made at that time. I opted not to do the fireplace because I was worried about it taking up too much of the great room, but now, four days later, I've changed my mind. And I can't do anything about it. I mean, what?!
The neighborhood has zero houses, I repeat zero houses, built except for the two models. My house won't even begin breaking ground for at least two months and I cannot add that fireplace because why? I understand that it would be a giant inconvenience to change plans when you're close to building, but to have to make final decisions the day you decide to buy is just stupid. At least give your buyers a couple weeks to decide what they need or don't need in their homes.
In addition to that, I was under the impression that I would have plentiful options of finishes to chose from. This is not the case. I went to the design studio yesterday and left feeling very disappointed. The options are way limited. They have about between five and fifteen choices for most of the fixtures and you have to chose one of those. I can probably find something I'm okay with, but, honestly, I'm paying a lot, and I have to live with my choices, so I would have liked to have had a little more range to chose from. Also, for the level of quality they pride themselves on, they sure do pick the crappiest choices to have "included" in the price. Almost as if they do it on purpose so you have to pay mega bucks to upgrade.
Then there's things like the toilets and bathtubs, which you have basically two choices and too bad if you are unhappy with the shallow bathtub in the master bath--I will probably have to just pull it out and replace it right after I move in. I'm pretty not okay with that, but whatever. The thing about KB Homes that really bothers me is that I looked at three different neighborhoods, all about ten to fifteen miles apart, and the prices of things like doors, bathroom and kitchen fixtures, etc., vary drastically within the three developments. Of course the development I chose is by far on the high end. I went with the eight-foot doors throughout the house and it was twice the price as it was in one of the other neighborhoods. When I asked why this was the case, I was told that it was because of how they had to use different vendors. Okay maybe, but I seriously doubt it.
Then when I discovered that the fixtures are also different prices depending on location, it proved that my suspicions were right. They are obviously using the same vendor, Moen, Kohler, etc., so not please explain to me how those are more in a different area. If you're going to flat-out lie to me, at least make it somewhat believable. At least say it's the cost of installation or something I could somewhat buy. So I guess what I'm saying is that I bought a house I pretty much love, but I'm not at all excited about it. That should so not be the case. I'm very, very disappointed, KB Home. Very.

It’s a long, friendly, family experience from the minute you walk in the door and shake hands with the KB Home salesperson. I like how the homes are laid out. They’re arranged in a series where you’re thinking of the smallest to the largest. They offer quite a range of selections when you’re picking out colors or floorings, and whatever you want in your home seems to be available, and that’s nice. It was a pleasant experience. It wasn’t a push and shove, whether you’re just looking at new homes to get an idea of what’s out there, or you’re seriously considering buying. It wasn’t like the used car salesman that’s down your throat. On the contrary, it’s like visiting grandma.

We're happy that we went with KB Home. From day one when we first walked into a KB model home to when we were handed over the key, that was a great experience. From the materials being used to all the contractors working under the company, they were very professional. My wife visited the home every day and she never felt threatened by any of the contractors working during those times. They were all very courteous and they informed her of what they were doing. She was told, "If you have any questions, you know, let us know. We'll find an answer for you."
The superintendent, Nathan, was also very friendly and knowledgeable. Quoting my wife, “We thought that he was giving a home for a family member and we were a family member, even though we were not." When we got the walk-through, we were very surprised that Nathan was finding little hiccups that we had not seen. He assured us all these hiccups would be fixed and corrected, and they were - more to our satisfaction than imaginable. KB Home gave us the most for our money. We got more bang for the buck with the space and with the beautiful cabinets. They were willing to work with us and not misrepresent anything that sometimes we got from other places. And, the young man that was working there went out of his way and worked closely with Armando. My husband and I signed a contract to purchase on a new build KB home back in March. We are new home buyers, and aware we would encounter bumps in the process of building a new home. However, our first experience has been a disappointment from the beginning to current time. We've been tossed around from sales person, we had total of 3. Our KB studio experience was a bad one. And we've been seeing very poor workmanship and no attention to detail in the build our home. They installed damaged cabinets, cracked interior doors, shoddy roof, the upgraded front door has a gouge, and the list goes on. We've brought it up to various people about our concerns but yet to see any improvements done. If we could go back, I would not buy from KB home and purchase a home from a better builder.

Water damage, framing issues, broken pipes, mold exceeding state's safe levels, cracked foundation, broken windows, and the house hasn't even reached the first inspection point. There should be negative stars for this builder. I absolutely can't believe how bad our experience has been thus far. We have been under contract to have a house built in Canterbury Park in Pearland TX since July and construction is headed backwards at this point. Initially we were lied to by the sales consultant. She said it would be three weeks before we could buy a house because they were having issues with permitting all of the houses they had already sold with the city. Six weeks later we were finally able to sign a contract. The design center process was hectic but has so far been the best part of the experience.
After that we had to deal with the finance people. The person here in TX didn't send all the paperwork we initially signed to the person in FL causing major confusion and aggravation for us. The person in FL was worse. She contacted us 15 different times, each for "one more item" to complete our paperwork. Why she couldn't review what she had and then send us a list is beyond me. Also both these people blamed the other for the problems; very unprofessional. Next came the build which has been a fiasco. Wall board not completely covering the frame, PVC pipes shattered and broken by the framers, wall boards popping off the house, broken windows in house, the concrete on the front and back porch cracked less than a month after being poured leading me to believe the foundation is flawed, heavy rain during the build which flooded the second floor of the house, and a myriad of other issues.
Our biggest problem has been the flooded house. The two incidents of heavy rain flooded the second floor of the house with standing water at least half an inch deep. A great concern is the water pooled to one side of the house, indicating to me that the house is not level. This water was also not removed. It was allowed to saturate the OSB decking for the second and drip through the wood. Of course the boards are now peeling, cracking, warping, and delaminating. Of bigger concern is the layer of mold that has developed all over the house. When we finally got the builder to have the house looked at almost 20 different kinds of mold were found in only two tape lifts and the house was deemed unsafe due to higher than state allowed square footage of mold growth.
The inspector recommended the removal of ALL the OSB decking and the stairs as well as placing the house in a negative pressure plastic bubble to remove all the mold and not contaminate other areas. This was almost a month ago that they received this report. To date they have done nothing but give us the runaround. Supposedly they have to get 3 different quotes from repair companies, but in a month have managed to get zero quotes. Also, I have tried to get them to answer how they plan to remove ALL the decking between the first and second floor framing without removing everything on top of the decking. They refuse to answer.
We have requested they tear the house down and start over since the damage is so extensive and they ignored the problem and kept building for two weeks after we brought it to their attention initially. If they had done the repairs when we first showed them the issue, then they wouldn't have to replace so much. Of course they have thus far refused to see things our way and have just elected to fight us or ignore us. Bottom line... if you can build with anyone other than KB... DO SO!

KB sales have very bad response time and it seems like they couldn't care less if you bought their home or not. Dealing with their lender, home community mortgage was the worst part of our whole process and they are not in compliance with appraisal turnaround time and closing and they along with KB sales were unethical in withholding our appraisal back from us since it did not appraise at value when we were the ones who paid for the appraisal as buyers. KB should not have been given that information and the only reason they were is because they are affiliated with HCM. If we had gone through our own lender none of this would have been allowed. As a result they failed repeatedly to close on promised dates but yet did not feel the need to tell us it would be delayed until day of.

I cannot express how amazing my experience has been with my home so far. I have been living in it for coming on 3 months so far. Though I have had two small issues with the home, they have been resolved immediately! Tyler at KB Home was notified of the issues and had an action plan ready in less than a day every time! To note the issues, both involved the sliding door in which water was able to get into the home. They were resolved in less than 48 hours (other than cosmetics that took about 2 weeks).
When I went to purchase the home, I was expecting to basically be on my own from that point. That was incorrect! Tyler has made the experience after buying the home wonderful! Anytime I have any questions or need any assistance, he has been there to help me at every turn. Sadly, I am only to give the experience 5 stars for 'Would recommend to a friend'. I would like to change that to 6 for 'Already have recommended friends'. So far my experience has been amazing. At the pace we are going, the experience will only get better and better. I would love to type out another review after a year of owning the home to continue letting others know how my experience has been!
The best thing about purchasing from KB is the support that you can receive from people such as Tyler. Please keep this up and you will find no shortage of advocates such as myself. I will see about typing up another review after a year of living in the home to ConsumerAffairs to let people know my personal experience. Until next time!

KB home put us through hell while buying our home. We are qualified buyer with 20% down. We did not use their lender because the rates offered were not competitive and they refused to offer us incentives (something all our new neighbors received). They also led us right to the point of locking promising rates then falling out of touch for days, then conveniently offering only a higher rate (when the market interest rate had actually fallen). When I switched lenders they gave me a default letter, threatened me, manipulated escrow, refused to issue proper notice for a finish date but proceeded to threaten to charge me a daily fee if my close when past the homes finish date. They gave us all the courtesy of one weeks notice, which came in the form of emails to my lender, not an official letter which turns out they have a policy to send to buyers a month before.
Since both my office agents quit (due to unethical behavior by KB), I was never sent this. They have a relationship with the title company and funnel the sellers who chose their lender to the front of funding, and we had to fight to get anything. Closing took an extra two weeks because the officer refused to work with my lender until the last minute, all my neighbors homes who were finished before got to move in at least a week before us. A big deal since we had to pay extra rent during the wait. This is only a portion of the hell we went through. Why does this company do this to their clients? Not only are they unethical, their behavior towards customers who chose to go with an outside lender is in my opinion (and the opinion of at least two former KB agents) is illegal. They are unscrupulous and awful. I will never send anyone their way. They also have employees who manipulate, if you complain, they retaliate.

Probably in the future if we buy a home from KB Home, we're most likely not going to sell it anymore. Being a first time homeowner, you lack in a lot of the knowledge on how to completely build your dream home. Which the supposed "owner" of Flying Colors left a card on my door at 10:20 am... I was standing in my kitchen on the phone with my husband at this time. Oh and by the way he is now an hour away in a matter of 20 minutes the amount of time it took for me to reach someone at Flying Colors and KB and can't come back today. I've now called KB back and there isn't much they can do till a week later when the repair "owner" can come back out. I am beyond upset. We went down in April 2015 to look at KB Homes in Georgetown. We liked the model homes so much we decided to go look at land. Found a beautiful lot next to a water reservoir and backed up into private land. We loved it so we went back, wrote them a check, signed all the paperwork and we left. The next day we got a call saying someone else had put money down before us so we had to find another lot. Well we were a little upset but they were nice enough to open the lot next to the one we wanted even though technically it wasn't supposed to be. We then are told we have to get down to the design studio as soon as possible. Spending more than two hours going over every little thing is a lot to do especially all at once.
We then had to go back down a week later to finalize everything we picked. We decided to go with the most expensive floor because it's scratch resistant and we have animals. They told us our house would be done late August early September, which is great since it was June. Well they love to bombard you with texts and phone calls when they need something but as soon as they get it you don't hear from them. Well everything kept getting pushed back further and further even though the people who had gotten the lot we wanted had moved in and got settled. Because the construction crew was getting behind all of our credit reports and taxes expired. So we had to do that all over again and not only did they have to pull our credit again they did it 2 or 3 times in a month.
My husband and I decided to go down last weekend November 8, 2015 to see the progress since our closing date was the 22nd of this month. When we walked in we could not believe all the mistakes we found that they hadn't. 1 out of 6 shower shelves was level, the rest looked like they were put in by a child, the 3 stone pillars in front were not the same height and one was leaning. They took 5 inches off of our kitchen. The wall from the bedroom to the countertop, they had installed the wrong sink downstairs and of course they don't tell you at the design studio that when you get the expensive floor you will have ugly wooden seams in your floor so as soon as you walk in that is what you see.
The tree in the backyard had a stone wall around it but no drain so we had water that had collected there for 2 weeks with no place to go. They say the protected land denied the requests but they have a good 5 feet to put a drain in. To make matters worse I get a call from the VP of operations who kept giving me excuses and told me that the house wasn't complete so honestly those mistakes aren't worth worrying about. Not once was there an "I'm sorry." It was just all excuses passing the blame off on someone else.
For the money we were paying for this house there shouldn't be any issues. He ended the phone call with "well then you will be losing your $1000," and I replied "well you never took it out" and we called the bank to do a stop payment. Never in my life have I dealt with adults that do not own up to the mistakes. I'm just glad we hadn't signed anything and we were able to walk away. Oh and to only have an 18-month warranty on a home that poorly built is terrible. Imagine all the things we couldn't see that they did quickly and poorly. I also have pictures to back up every single complaint in here.

I'm satisfied with KB Home, but they should be more selective of the people who are building the homes. As a buyer, you should be aware and be more involved in the process of the construction to make sure that when you take possession of the property it is done correctly so the purchaser doesn't have to keep fixing things that should have been done correctly. I was not present during the construction of the house because I was out of state.
I cannot wait to be home. I had to move out of my house. I have brand new furniture, brand new appliances and brand new things that have to be moved. I also have a brand new floor, and now I have to move out of my house for them to redo all the tiles of the house. I'm not happy with that at all and it has been very hard on my wife - medically, she's been very upset. DO NOT buy a KB home. Our home is full of defects which KB refused to fix so we joined a group lawsuit as did a huge percentage of owners of these poorly built homes. Not sure about other states, but in "consumer friendly" California, the law is completely on the side of the builder to the point it is corrupt. First, KB was allowed to drag out the mediation process. We purchased our home 10 years ago and have had water coming up through the slab from the beginning. We went to mediation along with other owners and apparently KB is able to ignore anything the mediator says too, even though he is recommending recovery for us. This after two crews of inspectors tore up our home to document the situation. Moreover, only the original owner is eligible to receive anything under mediation. We are original owners but over the course of 10 years, several original owners sold their homes and KB knows this.
Then there is the delightful portion of the law that says an owner is only able to address actual damage to the home. So if you have a leaky roof, you can consider damage to drywall but not ask for funds to repair the roof itself. KB's plan is to delay everything with their team of lawyers and not pay a dime to fix the homes they built with cheap workers and cheap materials. Once they have your money, their attitude changes and they do not recognize their 10-year warranty or even the recommendations of a court-appointed mediator. In the end, it will be up to each individual homeowner to take them to court which is like David going up against Goliath. Shame on KB.

When the Build started there were a few items that we had spoke with Brian about in regards to not wanting in the home and also stuff that we wanted in specific areas, i.e medicine cabinets, and closet shelving, the tile by the front door was wrong so they needed to fix that.. etc. Every time my Fiance spoke with Kristen in the office there was always an issue whenever he would ask for something or even when it was getting close to closing time she would call him to ask about a closing date. She would have an attitude when he would tell her that I was unable to close on the day that they wanted so that their end of month numbers would look good.
I am sorry but being I work for a hospital and work overnights I am unable to be up for a paper signing in the morning. It would be like asking someone to get up at 2 a.m. in the morning to sign paperwork, it is just not possible. Now 5 days after Closing we are still finding issues with the paperwork that was signed. On the night of closing there was a major issue with the paperwork and Danny had to have the paperwork completely redone. They had a Notary come to the KB office who then proceeded to rush me through the signing of the paperwork which took only about 25 minutes. (Unfortunately, I could not find any reviews about them in my area.) Bruce worked to alleviate these fears first and after we bought the home Eric has been great with making sure they don't come back. We have been in our house for almost a year now and have had no regrets about buying it.
There was only one major incident that occurred. Last winter, the pipe for the water sprinkler outside my front door burst. There was a huge waterfall right outside my door. They fixed the pipe, added extra insulation and did a walk-through to make sure there was no water damage in the house. They have come around to do more preventative work this month and have changed the design in newer building to prevent this from happening again. Overall, the situation was handled very well. Eric especially has been consistently great to work with.

Having built many homes, this one has been the easiest to build with such a great team with KB Homes. From Victoria in Sales that contacted me every week with any concerns or questions during the whole building process was always reliable and my rock! Janna in the Design Center was exceptional during such hard decisions and made it so easy and fun! Ryan Supervisor of Construction was awesome. He was always available with many ways of communication during the entire process was superior! I recommend KB Homes and this team to anyone! I am enjoying my beautiful home and so happy I made this choice of builder!!

Bought home as vacation/rental home in 2006, not even 10 years now and my entire house is falling apart. I know that after a few year, a house settles (shift) to the foundation but this is ridiculous. My exterior foundation stucco/concrete is falling off over my garage. The concrete has a major crack and concrete is falling off. I just notice that every time I use my irrigation system water leaks in the house based on poor builders/contractors/materials. As some consumer noted how on earth does these houses pass inspection. They must use their friend who is an inspector because they don't want to deal with the repair, they just want to flip the houses fast. They don't take their time to build these house so they can last.
I have owned houses up North that was built in the 1950s and never ever experienced such problems. Speaking of inspection, when I first bought the house, they said it passed inspection, how I don't know because my plumbing was totally off. My toilet was using hot water to flush in the main bathroom and the master bathroom. There was no hot water in the garden tube, so they had to put a hole in my dining room in order to correct the main bathroom pipes and the for the master bathroom. They had to remove the tiles off the walls to correct the garden tube pipes.
As for my electrical, whenever I switch my walking closet lights on, it set off my alarm. My oven and stove was not hook up correctly in the electrical box. Found that out this year when my oven stopped working and a handyman came in and had to connect it the correct way after he got shocked because he knew he turned off the power. They replaced the tiles but for the main, they sealed and stucco it but didn't paint it; I had to do it. So those of you who just bought KB Homes and love it so much, it is all good at first but give it a few years and let me now if you still feel the same. That is what happen to me, loved my house and layout and then after you started realizing stuff after a few years gone by.
This house should not have this much problem especially if it's less than 10 years old, but it does. POOR MATERIALS, CONTRACTORS, BUILDERS, INSPECTORS, ALL WHAT KB HOMES USE TO BUILD HOMES. My motto "haste make waste" and that's KB Homes. They build quickly and poorly just to sell homes. KB Homes my advice to you, people work hard to save to buy a nice home for their family for a lifetime, not temporarily and not to be spending extra money in the long run to fix your mistake/error due to lack of supervision and purchase of poor materials.

I am writing this letter as a humble note of appreciation for the outstanding customer service provided by Richard Customer Service Representative who graciously helped me with my air Conditioning malfunctioning during the month of August, 2015. I was facing the problem of leaking with my internal air conditioning box during the hottest time of the year. The ability to provide the resolution quickly exceeded my expectations. I really commend the prompt and professional service provided by Richard. I am really pleased with the knowledge and skills of Richard and truly respect his professionalism. Great service makes your customers feel that you care about developing a long-term relationship that means more than just making a sale. I would love to recommend KB Homes to anyone who needs a new and hassle-free home in the future.

We are very pleased with our new KB Home in the new Oak Harbour development, Punta Gorda, FL. The process was very easy and John, our sale representative, was amazing. Dona was also very helpful throughout the process. Our house was delivered 30-days earlier than promised but the closing was delayed due issues with the VA appraisal process (no fault of KB Home). The home construction quality is great. We have no real issues to report. If I had to name any trouble along the way it would be support from KB Home after the sale.
We still have construction debris (concrete pillar and chain link fencing) semi-buried in our yard 3 full months after closing. The concrete and fencing was promised to be taken care within a few days. We are also still waiting to receive the correct sized screen door for our sliding glass door. Also, make sure to have KB show you the correct property boundary markings for your lot before closing. Ours are either buried by sod or gone. Still working through this issue.

We bought a model home from KB Home in June 2014 located in Fort Worth, Texas. We have encountered many issues following the purchase. It became obvious to us that we have been lied to, and lied to many times by the salespeople, the builder himself during the walkthrough at time of closing and after the sale. We have been sold an itemized bill of goods with every item priced as they were new, not a model home with additional features included at a set price. We overpaid for the house well over 20K after consulting with a handful of real estate agents. According to their research, no home has been sold at this price in this area, and no real estate agent is willing to sell it at the price we paid for. We are puzzled how KB came up with that price, and how their appraiser got away with it.
We got the model home with all furniture and surveillance cameras removed. We found out when we visited other builders that it is a customary practice among builders to sell a model home with all furniture included. We were left with the artwork on the walls, most of them we had to take down and walls were damaged in certain areas. The five year old draperies were discolored by the sun and had to be discarded. The blue walls should have been repainted. That paint is 5 years old and it shows when you try to paint certain damaged areas. After requesting it many times, KB Home refused to do the repainting of the blue walls even though it was their art left on the walls that caused the damage.
The surveillance system was not functioning, had to be replaced. Cameras were removed. The carpets were not shampooed and filthy in certain areas. So we made arrangements with KB to shampoo the carpet and that was well over 2 months after we moved in. A faulty sprinkler system where the sprinkler system company had to be called 3 times to fix it. A bunch of windows not closing that had to be repositioned and replaced. A rotten ant infested fence that we begged to replace and was finally replaced. A mailbox nailed to a rotten picket that was eventually replaced as we found the mailbox a couple of times knocked on the sidewalk.
Overpriced electrical bills, almost $300 in the summer, while KB Home guarantees $192 for this home. We had the air conditioning technicians a half a dozen times looking at it. Is there a leak somewhere? Even our heating bill varying between $170 and $200 for only a few days of operation during the cold period seems high. In a little over one year since we purchased the house, Airtron technicians have visited us a dozen times to perform various types of repairs. Unbelievable and unacceptable.
There are additional concerns we rather not address at this time. But overall, we felt lied to, cheated and ripped off. In short, we overpaid for a model home with lots of problems. I compare it often to an overpriced purchase of a used car where the owner hid and lied about all the problems. We absolutely do not recommend purchasing a home or model home from KB Home and wish that this company would go bankrupt as they bankrupted us in every way possible.

I have been in my KB Home for almost 1 year and am beyond happy with my experience. My sales person, Sherry **, was beyond and helpful, and continues to go above and beyond to this day! She truly cares about her buyers and has been a blessing in helping me with my home purchase and any questions that arose before, during, and after construction. Sherry is a definite asset to KB Home and I wish she was still at Pearl Creek because she is a great person! Also, I need to give recognition to Superintendent, Rick **. He has been a godsend to this first time home buyer. He never hesitates to provide me with help and information regarding my new home and has made himself available whenever needed. He did an excellent job during my home walk through and is exceptional and keeping the neighborhood chaos to a minimum while other homes are being constructed.
Pearl Creek was very lucky to have him and things have not been the same since he left. Lastly, customer service rep, Marcos, has also done an excellent job in taking care of any issues that have occurred during our first year in our new home. Everything has been handled in a timely and professional fashion and he follows up to ensure that the homeowner is happy with everything.
Lastly, I just have to say, that while there have been some issues that arose during our first year, everything was taken care of beyond my satisfaction. I am extremely happy with my purchase. And, I am so glad that I was fortunate enough to have been able to go through this process with Sherry and Rick, because, even though their primary job is to help me during construction, they both have exhibited that they truly care about the homeowners after the sale and construction is complete. KB Homes was an excellent choice in my opinion and I will recommend you to everyone!!

We were contacted Monday night by the broker, and we were offered to have our earnest money returned. We sent in the cancelation form Tuesday and the next thing you know KB called us to offer money to put toward our closing costs if we chose to move forward. They pulled through in the end and we are finally happy! So glad they did the right thing.

We went under contract for our new home back in December 2014. We negotiated $5100 off the base price of our home up front because the home was supposed to be completed in May 2015, and we were in our lease until the end of September (this negotiation comes up again later on). After we went under contract we went to the open studio night at the design studio so that our first appointment would go smoothly because we didn't have a lot of time to waste. We had our first design studio appointment with our "designer", Katherine. We knew exactly what finishes and upgrades we wanted so it should have been simple. Wrong!
Katherine was a nightmare to work with. She claimed that she was going to have to find out if almost all of the finishes we chose were actually available to us. She struggled with the options list and made multiple errors that we kept catching. Every time she tried to correct an error, she would screw something else up. We spent hours with her, and ended up having to go back 2 or 3 more times to try and pick options that would were available. We almost canceled our contract at that point based on the fact the we weren't going to be able to have the finishes we wanted in our new home, but her manager ended up getting the products for us, and Katherine is no longer with the company.
The construction did not end up starting until May. Now here is where the real problems start. We did our pre-drywall walk with the superintendent, Chris, and noticed there was no window in our powder room, no cable in our loft, there was no door to our den (which we paid for as an upgrade), and there was no electricity in our office. Katherine had also at some point deleted all of our overhead lights and ceiling fans from our den and loft. Chris called us to let us know he was going to take care of all of these items like he was some sort of hero. Wow thanks! They continued to build the house without the window or the den door. It was not until the home was almost completely finished that they went back in and retro-fitted the window and door. Nice! The builders also cut 2 holes in our walls for medicine cabinets that ended up having to be patched instead of just putting a medicine cabinet in.
We did our pre-final walk through 2 weeks before we were scheduled to close at the end of July. We noticed multiple problems and overall shoddy workmanship. The biggest issues we had were with upgrades that we had made to the house that we were paying a lot of money for. The wood floors had deep gouges in them. The master bathroom tile must have been pieced together by a blind person. They had cut the subway tiles into little tiny pieces that ended up looking like a bumpy mosaic. There were 2 broken windows. None of the drywall had been sanded properly and the paint that they had sprayed on left overspray everywhere. The stair rail (another upgrade) was not sanded properly and was rough to the touch.
We pointed everything out, and we were told just to wait until our final walk through because the superintendent was going on vacation and his boss would be standing in for him, and he would make the call on what should be done. When we met with him he was mortified at all of the problems that were left. He met with the tile installers who thought their work was just fine, but they finally agreed to rip out the entire master bathroom tile job and start over. This took about a week and a half. We rescheduled our close for the first week of August while waiting for yet another delay.
When the tile was complete, the sales agent opened the home on a Sunday for us to go look at it. It was perfect! We were so excited that we would be closing by Thursday. We left the home that afternoon, and the sales agent went to close the house up that evening and discovered someone had intentionally flooded the home from the 2nd floor. We were devastated. Not just because of the flood, but because it was done intentionally, and if the home had not been left open, this would not have happened. KB promised us that they would put the home back together and it would look better than it did before. It is now 2 weeks later, and the home is still not complete. We asked KB Home for a concession for all of the problems we had to deal with along the way that were by no means our fault, and they said no. They told us that they already gave us $5100 off at the beginning.
At this point, we do not want to purchase a home that has been flooded intentionally and has had band-aids put on all of the crappy workmanship so we asked for our earnest money back. Again, they said no. That money was negotiated at the start of this process and had nothing to do with all of the problems we had to endure along the way. This has been one of the worst experiences of our lives, and has been such a waste of time and money. KB Homes should be ashamed of themselves and their employees.

I am a two-time new KB Home owner. I bought my first house in 1998 and then my second in 2005. I recently had some issues with the garage door and explained my situation to Christian **, Dir. of Cust. Service. Bottom line is he helped me with my problem above and beyond expectations. I have encountered other examples of excellent service by KB Home in the past as well and this is the reason that if/when I buy a third new home I will have a bias towards buying another KB Home! Keep up the outstanding customer service KB Home; It really does matter!

My wife and I decided to build a new home. This is our fourth home we have owned but the first that we have built. After looking at a few different builders and their model homes we decided to go with KB Home. The contract and studio selection went fine and after permits came back the house started to go up. The build process was in my opinion not good. I think the project manager did the very best he could but he had to fix many issues along the way. The detail work to me was shady and should be better for a 230K home. We used KB Home's preferred lender Home Community Mortgage and it was a nightmare. They are very unorganized, they asked for my last year tax return at least three times. I don't know what the loan officer was doing with it but if she lost it, where did it go?
I could go on and on about all the things that went wrong but decided to leave this review to warn others about not only KB but also their preferred lender. We closed on the home and as of now are enjoying the home but want to warn others that they might want to look at other builders and stay clear of KB Home. I wish we would have read more reviews before we went with KB Home. I would not recommend KB Home and if you do build with KB don't use their preferred lender. Look at other top builders before you make a decision.
