    Prior to selecting KB homes, we visited and searched for the perfect home. We found houses that were way off base and some that were close. Were they perfect? No. We had a list of items that we wanted in our house and with each home we saw, we had to remove key items from the list. Finally we came to the option to build and when that occurred, the puzzle pieces came together and we have what we consider our dream home.     We purchased our home in May 2016 and in December we decided to get screening in backyard so we put in request for HOA permit and also requested them to trim the tree that covers 80 percent of our backyard. The tree is on the builders property. Fast forward February 2017 they sent their landscaping people three times to confirm how much need to be trimmed and we also sent them pictures per their request. They approved and said it will be taken care of. Finally they arrived one day to trim the tree when we were at work. They removed only the dead tree and did not trim the branches over our property. When I contacted them they told that they had miscommunication on their end. How can you have miscommunication after 3 visits and photos.

    Now they don't have budget for trimming the branches that come over our property and basically telling us that they can't help us. I had screening work schedule to begin in March but it's on hold now because of the con artist at KB Home. HOA is telling me that tree trimming is not part of HOA now and you cannot force your neighbors to trim the tree even if it comes on over your property. We never forced the KB Home management to trim the tree. It needs to be trimmed because it is obstructing with screening work and they approved and performed the wrong job so now they are coming up with all the lies and excuses. In addition to this when we moved in we had 10 days to show any damage and get it fixed by KB Home.

    We had cracked bathroom tiles, damaged master room lock and they never fixed it. Guy came and look at the tiles and said they will have to order it. He still didn't receive the tile he ordered and now we are at 1 year bummer warranty. To get hold of someone at KB Home after you purchase the home is almost impossible and forget about credibility. My next home is definitely not going to be KB Home and I made sure my family and friends don't buy from KB Home.

    The concrete in my basement utility room needs to be redone, it is inadequate, nonfunctional and unacceptable to me. My water softener leaked this weekend and due to the shoddy, unprofessional finishing of the concrete in that room, the water was shunted off into the wall which flooded my basement. I am now waiting on the restoration people to come and deal with the matter professionally. None of the leaked water drained into the drain in the center of the room, literally not one drop made it to the drain.

    There is little point in having a center floor drain if the entire room does not slope downwards towards that drain, so the drain can actually drain away the water. I am getting the water softener issue address in a manner where it will not leak again. However I still have a water heater in that room and if there are ever issues with that, the current inadequate and incorrect design will flood my basement and destroy the new furniture I have down there.

    Please call me ASAP to let me know how and when this issue will be addressed. No more water is going to spill into my basement that I have to pay to get properly cleaned up due to your lack of oversight and failure in assessing the finished product of your workers. If the drainage in that room had been tested it would have been immediately apparent that there was a problem. Yet here we are.

    I cannot convey how deep my anger and frustration is over this, there is simply no excuse for this to have happened. None. I have built offices and homes, I recognize shoddy, rushed work done by unskilled workers who care nothing about the quality of their work when I see it. That's what I see when I see the job that was done on the floor of my utility room.

    My fiancee and I bought closed on a KB Home in May 2016. A hose in the kitchen that KB supplied and installed busted 5 months later!!! It flooded the entire house, except for one bedroom and one bathroom! The next day, KB had a few people including their preferred plumber come out to take a look at the damage, and they all stated the same thing... "Yeah, we put this here. It was obviously installed by us. It will be covered under warranty. No worries."

    The following day, two men called me advising the damage was not going to be covered. I was in complete shock! They found every which way they could not to take fault for it because our damages were so extensive. We argued with them for about 5 hours... It got nowhere. They refused to honor their warranty and eventually stopped returning our phone calls. We had to make the decision of getting our homeowners insurance involved because we needed repairs to start asap.

    The home was not livable after that. We could not live there for 2.5 months! KB sent us a letter during this time for a 6th month checkup/survey review wanting to be conducted. We called the number on the letter and the operator stated someone would be calling us back to schedule an appointment to come out and guess what...?? No one ever called back! We called two additional times requesting for someone to call us and still to this day, no one has called. I am extremely disappointed in the way KB has handled this entire situation and I am appalled that they would treat a customer with such ridiculously terrible service. I will never refer a friend or family member to KB ever because I would not want them to have to go through this hell of a nightmare! If I could rate as 0 stars I would...

    While KB builds a good home, if anything goes wrong, they will not follow up. For many months we have been trying to get 28 cracked, chipped tiles repaired. We have had dates set for repair, no show, repeated phone calls to the project manager (he's a joke) won't take any calls from us. Now there's a joke. And yesterday when talking to corporate, Brittany said WE need to go to Orlando to the only place that still has tiles. We have to pay for them, no reimburse them and then KB will fix all 28 tiles. Maybe. I would not ever recommend KB Homes to anyone EVER!

    I am a second KB Home buyer. I was satisfied with my first purchase and decided to upgrade and get a larger house. I have had this house for 8 years and I am 100% dissatisfied. I started reporting problems the first year while the house was under warranty. The problems continued. I have reported roof leaks that KB did do some repairs on year 3 because they saw some issues with the quality. I reported more leaks and KB did send someone to repair but did repair the inside drywall problems. I have French doors that have been leaking for years into my house and KB will do nothing because it's past the warranty. I have had several contractors tell me that the outside should have an overhang to block rain or snow. KB sent out someone to fix the several leak in my roof. I asked them to look at the French doors and they told me that even if I replace the French doors the problem will happen again within a couple of years.

    The solution is the overhang which KB didn't have in the design. Because of the water leaking into my house I have carpet damage along with the bottom of the door frame rotted. Not only do I have this damage but also cracks in my ceramic tile, stained drywall from the roof leaks, poorly insulated, stucco breaking off. This isn't the only house. I have seen several KB homes having roofs replace and having their house re stuccoed. Houses that are 8 years old and under should not be having to do major repairs.

    I spent almost 400,000 on this house and have a poor quality built house. I strongly would never buy another KB home or recommend for someone else to buy. I asked KB to please fix the problems with my house and they did some repair to my roof but I know if I had an outside company come they would still find more problems. Usually a roof will last for at least 30 years. I can see if I bought a cheap house but I didn't. My previous KB home was a good home and that's why I decided to buy another. If I knew what I do now I would have bought from another builder. If someone could pass this up the ladder to KB corporate I would appreciate it. KB Colorado keep telling me that they will not help me and that I was lucky to receive the little bit of help that I did. If I could get some help especially with the door that is leaking into my house and had ruined my carpet.

    My husband and I bought our home in 2010. Our street was one of the last built in our neighborhood and construction wrapped up in 2011. Shortly after, KB Homes left the state of South Carolina, which made it extremely difficult to contact anyone. We had to jump through hoops to get our 1 year walkthrough completed and have had multiple issues. Our garage door was not installed properly (which seems to be a consensus throughout the neighborhood) and does not work. The linoleum in our kitchen is peeling up and every time I vacuum, a ton of staples come out of our carpet. All of this is frustrating, but the biggest issue involves our neighborhood streets. When KB left the state, they did not properly turn the streets over to the Town. And we have spent over 2 years trying to get the potholes and sinkholes in our roads fixed. Because the roads were still privately owned, the Town could not repair the damage.

    And now our homeowners have received notice from our schools that school buses are no longer going to drive on our streets to pick up the kids for school. The Town has been trying to contact KB for years and KB has done nothing to try to fix the issues, but instead have delayed the process as much as possible. The Town has a bond out for KB Homes and will not be able to begin temporary fixes but will not be able to permanently fix the roads until KB pays the money for the roads to the town. It is all a big mess and we are looking at possibly another year of nearly undrivable roads. It is dangerous to residents and visitors and of course, negatively affects our home values as well. KB Homes does not care and will not do anything to help even though they were the ones who contracted to have the roads put in in the first place.

    Overall our experience with KB homes was great. The design center was great like anything else you have to know our budget and our rep was great about telling us what was a good investment and would be ok to do later. Sale rep was great. Would send pictures anytime anything was done. The only downside is that it has now been 30 days since closing and we still have some touch ups that need to be done but I have been told that is normal. Sometimes it may take a while. They were very busy in November with closings.

    After initially looking at reviews for KB everything looked ok but after going through the process I can see how reviews are askew. After taking delivery of the home they bribe you with a free garage door opener (should be included??) to give them a favorable review. Years later more and more problems seem to arrive on a newer home. From water damage due to them not sealing any of the water areas in either bathroom to poor grading in the yard.

    I got to say that this was the worse experience I have ever had buying a house. In our contract it said that we would have a pre-sheet rock inspection, which we were called to do but when we showed up we were informed that they had decided to sheet rock the house three days before. We had seeing some issues in our walkthroughs. We did and wanted it to be fixed before they put the sheet rock and we had some more questions, that was negated to us as they had put the sheet rock. The other issue was that in the master bathroom the tub and the shower were full with what looked like rain water, even though that this bathroom was in the first floor, there was also garbage in the master tub, we requested it to be replaced as it looked awful, they told us that they would clean them, and so they did but they were all scratched and we still requested them to be replaced.

    Another issue was when we were at the design center selecting our upgrades and we decided to go with a fireplace we specifically asked if there was going to be a chimney, and where the chimney would be and after our design consultant spoke with someone in the office he came out and told us that there would be a chimney and the location for our fireplace/chimney. Well the construction team decided without consulting us to change the fireplace to a ventless fireplace, which eliminates the chimney. I did not wanted that, and I insisted that I wanted a chimney or I would not pay extra for a fireplace, which they had charged us more as it was going to be a regular one and the ventless are cheaper.

    At the end we gave them the choice to either take the sheet rock off and give us our inspection or walk through as it said in the contract, or to give us a document where KB commits and takes responsibility to pay for any and all costs for any defect requiring going into the walls or covered behind the sheet rock, or our money back if they don't want to do any of the two options. During the week that upper management from KB was deciding on what to do we went again to see the house, and for my horror the master shower and tub that had been cleaned for our meeting with the construction manager now were filled with urine. There is no way I would ever be able to shower or bathe in that house after this.

    They decided to give us our money back. Well that was over two months ago, almost going into three, and we have tried to get out almost $11K back from KB Homes and nobody has given us an answer. In essence they are keeping our money that we could use as down payment for another home since we are no longer doing construction with KB and they also are keeping the house. I don't know anymore who to call to get this resolved. It's Christmas time and we would love to have our almost $11K back but this people has decided to keep our money. I think we will have to take this to arbitration and make them pay for lawyers too. Do not buy a house with this dishonest people.

    Buying a brand new home is supposed to be a wonderful experience. Our home buying has been the worst experience ever from day one. Our home was not ready when promised, so the date slipped. Then when the final walk was scheduled, we were asked if we could leave for about an hour or so. They said they were still cleaning the house. This was a lie. The double ovens and dishwasher hadn't even arrived yet. The tile in both bathrooms around the sink was being installed during our walk. We had never bought a new home before and didn't realize that we shouldn't have signed off on the home. We were guaranteed that everything that was wrong with the home would be fixed and not to worry about it. It appears they needed escrow to close that day. It was the last day of September.

    We have had pipes leaking in the walls. Faucet that continue to drip. Shower doors that won't stay closed. The upgraded cabinets were poorly installed and scratched. The walls and ceiling are now starting to separate. Ceilings have had to be repainted. We paid extra money for paint. The paint they used is the worst quality I've ever seen. Many of the walls have been touched up. There are many more issues to deal with. I need a break from all this madness for Christmas and then we will start filing our claims again. We tried to email the Los Angeles corporate office, but all they did was send the email onto the superintendent's boss. We need help from the president of KB Homes at this point.

    For the money we're spending to have this home the workmanship has to come up. Attention to detail is not there, light paint and dark paint, seems like a dusty white primer on the walls. You touch them too hard and they chip, caulking crooked inside and on patio around window frames, see nail heads on patio ceiling. They really should send a small repair team out about three months after residents close, because after the excitement goes away you can see much clearer...

    The KB Home salesman gave promises on the features of the house that they probably didn’t know if I can have or not. But they did anything to try to push the house. However, their design center won't let me change it. I'm stuck with whatever they told me. They pushed me out or told me things like they don't know what kind of tile or what fabric goes somewhere, but they just need to look it up and tell me. They didn't double check what the actual features of the house were going to be to make sure it was perfect. I had to wait until the pre-construction meeting to find out that what they told me about the features was wrong and it was gonna be something else. I had to pay extra if I wanted what I originally thought I was gonna get.

    More importantly, when my house didn't appraise, they emailed me a false promise that they were gonna give me so much towards the house because it didn't appraise. Once I got the email, they waited for a few more days to tell me that their email was a mistake on their part and it was not what they had in mind and intended to have given me. So even though I had agreed with them through email, they still went back on it and changed the terms. I’m very dissatisfied. It was terrible, stressful, and upsetting. I’ll never recommend or buy anything from them again.

    KB messed up quite a few small things around the house and definitely did not use proper construction for Florida around the ENTIRE community. Right now I have water intrusion causing rusting and paint to fall apart on the front of my home. However, even though this is faulty construction and design, KB denies the warranty since it isn't structural damage. They have lost a lawsuit in Florida for their warranty denials among other things. All I can say is I'd definitely look to another more reputable builder who stands firmly behind their product and construction. You or your HOA will end up spending a lot of money to fix KB shortcuts. I am still attempting to get them to fix my home which would cost around $5000 after less than 7 years. You get what you pay for. As far as sales and service and during construction, all was great. I mean after all you did just purchase a home and they made a sale so expect that part to be wonderful.

    On October 31 after being on a high sales pressure and kept in an model home where the office was located for 8 hours, I signed all kinds of documents and got pre approved on the phone by the loan company that KB Home is working with, to purchase a home in Oak Harbor Punta Gorda Fl. The pre-approval letter (that by the way is from Sterns Lending, same address as KB Home Tampa) had a contingency for me to lease my VA property to my roommate. When I got home after my vacation on November 14, I found out that my roommate no longer was able to lease my property in VA.

    Immediately, I tried calling the sales person (Denis **) to inform her. I found out that she no longer worked for KB Home. Then I was directed to Andy ** (Vice President of sales and Marketing). I have send this man letter, emails and have called him every day since November 14. My deadline is fast approaching and no one from KB Home has gotten back to me. I have also contacted Rosa ** from Stern Lending, who told me that her boss (Danny **) was taking care of communicating with KB Home about my situation. I sent a final cancellation email to Mr. ** and Mr. Andy ** and have not gotten any response. Today November 22 was the last phone call to every phone number I have on file and no one has gotten back to me. Am I a victim of a SCAM? Or are this people so eager to keep my $5,000.00 deposit?

    The customer service experience I received with KB was great with Marcus, DJ and Jose. They were responsive and friendly. However, the craftsmanship and the construction and the time of completion was not so great. Jose stepped in to help get the home completed for close. KB missed two close dates due to the home not being ready. I was charged an additional $400 at close because the mortgage loan was ready 8 days before the home was ready for close. There were several emailed list and pictures sent of punch list items that needed to be corrected or finished.     I was not totally impressed with the interior and exterior paint job. I like my home, but there are several issues that needs to be addressed and I feel KB should complete with excellent craftsmanship. I initially liked how the model home was built and what sold me on purchasing with KB and I expected my home to have the same craftsmanship if not better. At this time, I don't feel that I am getting my monies' worth of what I will be paying on the home and what I have already paid in order to get into the home.

    I would recommend KB Home as far as the home buying experience, but the mortgage part was a little bit confusing and the lending process has to be more streamlined and efficient, instead of rushed in the way at the end. If we had taken the way we originally started, everything would've been fine. I was able to send in all the documents they had immediately. Then they promised me a closing date, and I was here in advance and we prepared for that. We took time off and arranged to try to get movers. And then we were told about a week before that the date wasn’t confirmed and it got moved. That was pretty disheartening, especially when I have to work a job where I have to put in a fixed notice to have a day off. We had to expect 5 days which wasn’t really good at all.     We were told that the home prices were going up the next day... we picked out our lot, went through all the details of the home, then ask for some assistance with closing costs. Our salesperson with KB homes in Homestead subdivision in Maricopa, AZ, said he would call the broker and ask about closing costs and get back to us and it might be the next day... After trying to reach him (salesperson) all morning the next day, the earnest deposit was taken back to the office to finalize the deal. We were told our contract from the day before was no longer good and now if we wanted the home it would be 3,000 more. Never did the sales agent tell us that... He lead us to believe we could bring in the earnest deposit the next day and give him time to talk to the broker about helping with closing cost. I would never recommend KB homes and I will tell everyone I know to steer clear from this company. We feel we were lied to and the sale person mislead us.

    Buyer Beware!! I am very dissatisfied with the whole process of building a KB Home. There have been numerous issues since day 1. From the hose bib being installed inside the house to the A/C duct work getting completely soaked by the rain because it was installed before the roof was dried in. The sales agent was very rude especially after we closed on the house. The sales agents only care about the money they will receive over you being satisfied and happy with your home. All of the subcontractors they hire do a half-ass job. If we could do this over again, I would not purchase a home made by KB Homes!!! Very Dissatisfied!!!

    I purchased my KB homes in 2007. During the purchasing process I opted for many expensive upgrades including the carpet and padding. Last we I had a contractor come to the house to replace a piece of chipped tile. During his repair he pulled up a section of the carpet exposing the padding underneath. Seeing the thinnest standard 5 lb felt I was shocked since in the showroom I spent a considerable amount of money more for the highest quality padding. I immediately called KB Homes warranty department where my claim was denied in less than 20 mins. So for 9 years KB Homes had gotten away with not installing the correct carpet padding which was paid for. I think the worst part about this entire situation is they told me the pad in my home is correct, without any verification, and denied my claim. Now I am wondering what other upgrade I cannot see, such as insulation, sheathing, tech shield are not present or were not installed during construction.

    Initially when buying a home 9 years ago, we were very happy with our KB experience - found the people professional, polite and helpful. However, those were the glory days. Cracks showed up in our foundation - 7 years after our home was built. 2 years later, we are still battling with them. They have done foundation studies that showed our foundation was cupping, the cracks around our house are getting bigger. They seem to have the impression that if you keep on "watering your foundation" we will be okay - they won't need to do anything. We were informed this past week, that KB Home Warranty does not cover foundation issues, only structural issues. You do not need a degree in anything to know the person telling you this nonsense, doesn't know what they are talking about.

    House was built thirteen years ago. After a couple years, water was coming in window. They came and claimed they fixed problem. Today tore out sheet rock and black mold and rot over the years. Never really fixed the problem. Now I have to tear out a wall that they should of repaired years ago. Be careful of the quality of work they claim they do. Obviously they led us to believe they fixed the problem and really never did. Now I have to pay out of pocket for their negligence years ago.

    We love our house that was built by KB Homes. Everything went very smooth and the staff was always helpful and had answers to any of our questions in a timely manner. We have enjoyed our KB Home buying experience and would definitely recommend them to our friends and family! There is one small issue that we brought up the customer service rep. during the 6 months walk through but nothing they can do about it. The bathroom downstairs that nears the kitchen and family room does not have any kind of sound proof or insulation. Every time someone goes into the bathroom, we can we hear it. Being a large and experience builder such as KB Homes, but does not have a logical design to protect the sound coming out of the bathroom is disappointing. I hope someone from KB Homes reads this and responds to me.

    KB Home purchase in Converse, TX - 4/25 signed contract with KB Home, 4/28 - got eConsent Invitation (after bugging Home Community, serious calls/emails to send me what they are needing). 5/2 - still harassing Home Community as to what in the world they need. 4/30 - finally got call from Home Community and sent what they needed. 5/4 - we get KB Home and insurance a congrats (mail letter) on buying a home (news to me), called in and it's just a formality of what they send (really, all hyped up for nothing). 5/29 - Home Community finally calls to wanting more documents (really) sent them on 5/30 and confirmed, never got a response back. (530-6/8, calls and emails.) Finally on 6/9 he's waiting on me to get documents and I told them I sent it (proof on emails), resend again on 6/9... 6/11 we finally got the final electronic signing and now they tell us that it will be another week till we get a yes approved or no, denied.

    This has been a journey of headaches, stress, unprofessional on paperwork and the process. You don't hear anything from them at all for these 2 months (constant emails/calls I had to do), it's been a pain on calling, emails after emails, they lost paper work (how can you loses paper work by emails, unless deleted (really)... KB Home agents have no clue as to what's going on (they are suppose to be partners). Today is 6/17 and they have till 6/23 to get a final say. At this point I don't even care if we don't get it, at a point that I want it to be rejected based on the incompetence people at Home Community Mortgage. All statements are true and have proof on emails (sent/received) plus call logs time/date.

    KB should change to a different person to do the carpet because my niece who's an infant bled her feet on an exposed nail. The guy should’ve used something that should cover the top of the edges of the vinyl and the carpet where the nails are. My niece was walking a lot so we had to cover it. While KB Home's work was clean and nice, we're not satisfied about the counter and the carpet.
