The construction manager of KB Home was reliable as I was kept up-to-date on every process that my house was going through. He was always available when I had questions, comments or concerns, and would address them as quickly as he could. He would either come to the house to have an actual look at whatever I was concerned about or check when he has the time, then get back to me to inform me when he’s gotten something fixed. The knowledgeable staff made the whole thing an easy process.

I'm satisfied with KB Home, but they should be more selective of the people who are building the homes. As a buyer, you should be aware and be more involved in the process of the construction to make sure that when you take possession of the property it is done correctly so the purchaser doesn't have to keep fixing things that should have been done correctly. I was not present during the construction of the house because I was out of state.
I cannot wait to be home. I had to move out of my house. I have brand new furniture, brand new appliances and brand new things that have to be moved. I also have a brand new floor, and now I have to move out of my house for them to redo all the tiles of the house. I'm not happy with that at all and it has been very hard on my wife - medically, she's been very upset. I do hope that someday we'll be able to go back and look how everything's done and be happy for the house. Our experience has not been the greatest with KB Home. If I would have known this ahead of time, I don't think I would have picked them.

The experience with KB Homes was enlightening for first time home buyers. We liked the hands on experience and attention that we got from Tommy, the construction foreman. Mandy at Supreme Lending was incredible too. I would definitely recommend them to anybody. It was the best part of the experience. I'd recommend KB for first time home buyer.

DO NOT buy a KB home. Our home is full of defects which KB refused to fix so we joined a group lawsuit as did a huge percentage of owners of these poorly built homes. Not sure about other states, but in "consumer friendly" California, the law is completely on the side of the builder to the point it is corrupt. First, KB was allowed to drag out the mediation process. We purchased our home 10 years ago and have had water coming up through the slab from the beginning. We went to mediation along with other owners and apparently KB is able to ignore anything the mediator says too, even though he is recommending recovery for us. This after two crews of inspectors tore up our home to document the situation. Moreover, only the original owner is eligible to receive anything under mediation. We are original owners but over the course of 10 years, several original owners sold their homes and KB knows this.
Then there is the delightful portion of the law that says an owner is only able to address actual damage to the home. So if you have a leaky roof, you can consider damage to drywall but not ask for funds to repair the roof itself. KB's plan is to delay everything with their team of lawyers and not pay a dime to fix the homes they built with cheap workers and cheap materials. Once they have your money, their attitude changes and they do not recognize their 10-year warranty or even the recommendations of a court-appointed mediator. In the end, it will be up to each individual homeowner to take them to court which is like David going up against Goliath. Shame on KB.

This community is extremely nice and we love the Marlow House. Kelly one of the sales people is extremely helpful and is keeping us updated on the lots as they become available. We are on a list for a certain lot and she has been most helpful. Looking forward to the possibility of purchasing the lot and the house that we love. Being able to choose both is a real advantage.

My experience was a great. I worked with Julie ** and she made this a very fun experience from the beginning. We should be closing in a couple of days and can't wait. There were bumps here and there but Julie made any challenge that came painless. Ruth who was also in the office would help as she could. I recommend KB Home to anyone looking and believe Julie and Ruth are great at what they do...

This is our second KB home and we absolutely love it!!! Customer service is the best there is, not to mention their quality. The entire build and loan process was seamless and easy. We would do it all again! We have recommended KB to numerous friends who ended up buying and they're just as happy as we are. Thank you KB for our beautiful home and a dream come true...

From the start of our Home Purchasing experience it has been a Nightmare. When we went and looked at the model and spoke with Kristen in the office it took well over 5 hours just to do paperwork. There were Multiple times where Kristen had either lost paperwork that was previously signed and/or paperwork that was missing or wrong information.
When the Build started there were a few items that we had spoke with Brian about in regards to not wanting in the home and also stuff that we wanted in specific areas, i.e medicine cabinets, and closet shelving, the tile by the front door was wrong so they needed to fix that.. etc. Every time my Fiance spoke with Kristen in the office there was always an issue whenever he would ask for something or even when it was getting close to closing time she would call him to ask about a closing date. She would have an attitude when he would tell her that I was unable to close on the day that they wanted so that their end of month numbers would look good.
I am sorry but being I work for a hospital and work overnights I am unable to be up for a paper signing in the morning. It would be like asking someone to get up at 2 a.m. in the morning to sign paperwork, it is just not possible. Now 5 days after Closing we are still finding issues with the paperwork that was signed. On the night of closing there was a major issue with the paperwork and Danny had to have the paperwork completely redone. They had a Notary come to the KB office who then proceeded to rush me through the signing of the paperwork which took only about 25 minutes. I am in the process of speaking with Danny to resolve this issue which hopefully will be fixed soon and credit me back the correct amount of money...

I purchased my KB home in Plumas Lake, CA in October 2008. I contacted the KB customer services on numerous occasions about the crack in the drywall in the ceiling, molding and mold in and around my home and the electrical problem. KB sent out someone who obviously did not repair the problem but instead pasted and painted the mold and the drywall. Now I'm coughing and congested daily, my ceiling sags, half the sockets and the light switches in the house doesn't work. My house is making me sick. I need some help getting out of this home.

I was very nervous about buying my first new home especially after reading some not so great comments about KB Home in other states. (Unfortunately, I could not find any reviews about them in my area.) Bruce worked to alleviate these fears first and after we bought the home Eric has been great with making sure they don't come back. We have been in our house for almost a year now and have had no regrets about buying it.
There was only one major incident that occurred. Last winter, the pipe for the water sprinkler outside my front door burst. There was a huge waterfall right outside my door. They fixed the pipe, added extra insulation and did a walk-through to make sure there was no water damage in the house. They have come around to do more preventative work this month and have changed the design in newer building to prevent this from happening again. Overall, the situation was handled very well. Eric especially has been consistently great to work with.

Having built many homes, this one has been the easiest to build with such a great team with KB Homes. From Victoria in Sales that contacted me every week with any concerns or questions during the whole building process was always reliable and my rock! Janna in the Design Center was exceptional during such hard decisions and made it so easy and fun! Ryan Supervisor of Construction was awesome. He was always available with many ways of communication during the entire process was superior! I recommend KB Homes and this team to anyone! I am enjoying my beautiful home and so happy I made this choice of builder!!

Bought home as vacation/rental home in 2006, not even 10 years now and my entire house is falling apart. I know that after a few year, a house settles (shift) to the foundation but this is ridiculous. My exterior foundation stucco/concrete is falling off over my garage. The concrete has a major crack and concrete is falling off. I just notice that every time I use my irrigation system water leaks in the house based on poor builders/contractors/materials. As some consumer noted how on earth does these houses pass inspection. They must use their friend who is an inspector because they don't want to deal with the repair, they just want to flip the houses fast. They don't take their time to build these house so they can last.
I have owned houses up North that was built in the 1950s and never ever experienced such problems. Speaking of inspection, when I first bought the house, they said it passed inspection, how I don't know because my plumbing was totally off. My toilet was using hot water to flush in the main bathroom and the master bathroom. There was no hot water in the garden tube, so they had to put a hole in my dining room in order to correct the main bathroom pipes and the for the master bathroom. They had to remove the tiles off the walls to correct the garden tube pipes.
As for my electrical, whenever I switch my walking closet lights on, it set off my alarm. My oven and stove was not hook up correctly in the electrical box. Found that out this year when my oven stopped working and a handyman came in and had to connect it the correct way after he got shocked because he knew he turned off the power. They replaced the tiles but for the main, they sealed and stucco it but didn't paint it; I had to do it. So those of you who just bought KB Homes and love it so much, it is all good at first but give it a few years and let me now if you still feel the same. That is what happen to me, loved my house and layout and then after you started realizing stuff after a few years gone by.
This house should not have this much problem especially if it's less than 10 years old, but it does. POOR MATERIALS, CONTRACTORS, BUILDERS, INSPECTORS, ALL WHAT KB HOMES USE TO BUILD HOMES. My motto "haste make waste" and that's KB Homes. They build quickly and poorly just to sell homes. KB Homes my advice to you, people work hard to save to buy a nice home for their family for a lifetime, not temporarily and not to be spending extra money in the long run to fix your mistake/error due to lack of supervision and purchase of poor materials.

I am writing this letter as a humble note of appreciation for the outstanding customer service provided by Richard Customer Service Representative who graciously helped me with my air Conditioning malfunctioning during the month of August, 2015. I was facing the problem of leaking with my internal air conditioning box during the hottest time of the year. The ability to provide the resolution quickly exceeded my expectations. I really commend the prompt and professional service provided by Richard. I am really pleased with the knowledge and skills of Richard and truly respect his professionalism. Great service makes your customers feel that you care about developing a long-term relationship that means more than just making a sale. We are very pleased with our new KB Home in the new Oak Harbour development, Punta Gorda, FL. The process was very easy and John, our sale representative, was amazing. Dona was also very helpful throughout the process. Our house was delivered 30-days earlier than promised but the closing was delayed due issues with the VA appraisal process (no fault of KB Home). The home construction quality is great. We have no real issues to report. If I had to name any trouble along the way it would be support from KB Home after the sale.
We still have construction debris (concrete pillar and chain link fencing) semi-buried in our yard 3 full months after closing. The concrete and fencing was promised to be taken care within a few days. We are also still waiting to receive the correct sized screen door for our sliding glass door. Also, make sure to have KB show you the correct property boundary markings for your lot before closing. Ours are either buried by sod or gone. Still working through this issue.

We bought a model home from KB Home in June 2014 located in Fort Worth, Texas. We have encountered many issues following the purchase. It became obvious to us that we have been lied to, and lied to many times by the salespeople, the builder himself during the walkthrough at time of closing and after the sale. We have been sold an itemized bill of goods with every item priced as they were new, not a model home with additional features included at a set price. We overpaid for the house well over 20K after consulting with a handful of real estate agents. According to their research, no home has been sold at this price in this area, and no real estate agent is willing to sell it at the price we paid for. We are puzzled how KB came up with that price, and how their appraiser got away with it.
We got the model home with all furniture and surveillance cameras removed. We found out when we visited other builders that it is a customary practice among builders to sell a model home with all furniture included. We were left with the artwork on the walls, most of them we had to take down and walls were damaged in certain areas. The five year old draperies were discolored by the sun and had to be discarded. The blue walls should have been repainted. That paint is 5 years old and it shows when you try to paint certain damaged areas. After requesting it many times, KB Home refused to do the repainting of the blue walls even though it was their art left on the walls that caused the damage.
The surveillance system was not functioning, had to be replaced. Cameras were removed. The carpets were not shampooed and filthy in certain areas. So we made arrangements with KB to shampoo the carpet and that was well over 2 months after we moved in. A faulty sprinkler system where the sprinkler system company had to be called 3 times to fix it. A bunch of windows not closing that had to be repositioned and replaced. A rotten ant infested fence that we begged to replace and was finally replaced. A mailbox nailed to a rotten picket that was eventually replaced as we found the mailbox a couple of times knocked on the sidewalk.
Overpriced electrical bills, almost $300 in the summer, while KB Home guarantees $192 for this home. We had the air conditioning technicians a half a dozen times looking at it. Is there a leak somewhere? Even our heating bill varying between $170 and $200 for only a few days of operation during the cold period seems high. In a little over one year since we purchased the house, Airtron technicians have visited us a dozen times to perform various types of repairs. Unbelievable and unacceptable.
There are additional concerns we rather not address at this time. But overall, we felt lied to, cheated and ripped off. In short, we overpaid for a model home with lots of problems. I compare it often to an overpriced purchase of a used car where the owner hid and lied about all the problems. We absolutely do not recommend purchasing a home or model home from KB Home and wish that this company would go bankrupt as they bankrupted us in every way possible.

I have been in my KB Home for almost 1 year and am beyond happy with my experience. My sales person, Sherry **, was beyond and helpful, and continues to go above and beyond to this day! She truly cares about her buyers and has been a blessing in helping me with my home purchase and any questions that arose before, during, and after construction. Sherry is a definite asset to KB Home and I wish she was still at Pearl Creek because she is a great person! Also, I need to give recognition to Superintendent, Rick **. He has been a godsend to this first time home buyer. He never hesitates to provide me with help and information regarding my new home and has made himself available whenever needed. He did an excellent job during my home walk through and is exceptional and keeping the neighborhood chaos to a minimum while other homes are being constructed.
Pearl Creek was very lucky to have him and things have not been the same since he left. Lastly, customer service rep, Marcos, has also done an excellent job in taking care of any issues that have occurred during our first year in our new home. Everything has been handled in a timely and professional fashion and he follows up to ensure that the homeowner is happy with everything.
Lastly, I just have to say, that while there have been some issues that arose during our first year, everything was taken care of beyond my satisfaction. I am extremely happy with my purchase. And, I am so glad that I was fortunate enough to have been able to go through this process with Sherry and Rick, because, even though their primary job is to help me during construction, they both have exhibited that they truly care about the homeowners after the sale and construction is complete. KB Homes was an excellent choice in my opinion and I will recommend you to everyone!!

We were contacted Monday night by the broker, and we were offered to have our earnest money returned. We sent in the cancelation form Tuesday and the next thing you know KB called us to offer money to put toward our closing costs if we chose to move forward. They pulled through in the end and we are finally happy! So glad they did the right thing.

We went under contract for our new home back in December 2014. We negotiated $5100 off the base price of our home up front because the home was supposed to be completed in May 2015, and we were in our lease until the end of September (this negotiation comes up again later on). After we went under contract we went to the open studio night at the design studio so that our first appointment would go smoothly because we didn't have a lot of time to waste. We had our first design studio appointment with our "designer", Katherine. We knew exactly what finishes and upgrades we wanted so it should have been simple. Wrong!
Katherine was a nightmare to work with. She claimed that she was going to have to find out if almost all of the finishes we chose were actually available to us. She struggled with the options list and made multiple errors that we kept catching. Every time she tried to correct an error, she would screw something else up. We spent hours with her, and ended up having to go back 2 or 3 more times to try and pick options that would were available. We almost canceled our contract at that point based on the fact the we weren't going to be able to have the finishes we wanted in our new home, but her manager ended up getting the products for us, and Katherine is no longer with the company.
The construction did not end up starting until May. Now here is where the real problems start. We did our pre-drywall walk with the superintendent, Chris, and noticed there was no window in our powder room, no cable in our loft, there was no door to our den (which we paid for as an upgrade), and there was no electricity in our office. Katherine had also at some point deleted all of our overhead lights and ceiling fans from our den and loft. Chris called us to let us know he was going to take care of all of these items like he was some sort of hero. Wow thanks! They continued to build the house without the window or the den door. It was not until the home was almost completely finished that they went back in and retro-fitted the window and door. Nice! The builders also cut 2 holes in our walls for medicine cabinets that ended up having to be patched instead of just putting a medicine cabinet in.
We did our pre-final walk through 2 weeks before we were scheduled to close at the end of July. We noticed multiple problems and overall shoddy workmanship. The biggest issues we had were with upgrades that we had made to the house that we were paying a lot of money for. The wood floors had deep gouges in them. The master bathroom tile must have been pieced together by a blind person. They had cut the subway tiles into little tiny pieces that ended up looking like a bumpy mosaic. There were 2 broken windows. None of the drywall had been sanded properly and the paint that they had sprayed on left overspray everywhere. The stair rail (another upgrade) was not sanded properly and was rough to the touch.
We pointed everything out, and we were told just to wait until our final walk through because the superintendent was going on vacation and his boss would be standing in for him, and he would make the call on what should be done. When we met with him he was mortified at all of the problems that were left. He met with the tile installers who thought their work was just fine, but they finally agreed to rip out the entire master bathroom tile job and start over. This took about a week and a half. We rescheduled our close for the first week of August while waiting for yet another delay.
When the tile was complete, the sales agent opened the home on a Sunday for us to go look at it. It was perfect! We were so excited that we would be closing by Thursday. We left the home that afternoon, and the sales agent went to close the house up that evening and discovered someone had intentionally flooded the home from the 2nd floor. We were devastated. Not just because of the flood, but because it was done intentionally, and if the home had not been left open, this would not have happened. KB promised us that they would put the home back together and it would look better than it did before. It is now 2 weeks later, and the home is still not complete. We asked KB Home for a concession for all of the problems we had to deal with along the way that were by no means our fault, and they said no. They told us that they already gave us $5100 off at the beginning.
At this point, we do not want to purchase a home that has been flooded intentionally and has had band-aids put on all of the crappy workmanship so we asked for our earnest money back. Again, they said no. That money was negotiated at the start of this process and had nothing to do with all of the problems we had to endure along the way. This has been one of the worst experiences of our lives, and has been such a waste of time and money. KB Homes should be ashamed of themselves and their employees.

I am a two-time new KB Home owner. I bought my first house in 1998 and then my second in 2005. I recently had some issues with the garage door and explained my situation to Christian **, Dir. of Cust. Service. Bottom line is he helped me with my problem above and beyond expectations. I have encountered other examples of excellent service by KB Home in the past as well and this is the reason that if/when I buy a third new home I will have a bias towards buying another KB Home! Keep up the outstanding customer service KB Home; It really does matter!

My wife and I decided to build a new home. This is our fourth home we have owned but the first that we have built. After looking at a few different builders and their model homes we decided to go with KB Home. The contract and studio selection went fine and after permits came back the house started to go up. The build process was in my opinion not good. I think the project manager did the very best he could but he had to fix many issues along the way. The detail work to me was shady and should be better for a 230K home. We used KB Home's preferred lender Home Community Mortgage and it was a nightmare. They are very unorganized, they asked for my last year tax return at least three times. I don't know what the loan officer was doing with it but if she lost it, where did it go?
I could go on and on about all the things that went wrong but decided to leave this review to warn others about not only KB but also their preferred lender. We closed on the home and as of now are enjoying the home but want to warn others that they might want to look at other builders and stay clear of KB Home. I wish we would have read more reviews before we went with KB Home. I would not recommend KB Home and if you do build with KB don't use their preferred lender. Look at other top builders before you make a decision.

I have been trying to figure out why 2 of the front rooms stay hot. I bought insulate curtains and that didn't help. I contacted an air condition company and was told my duct system was poorly built. There are no duct routed to those rooms. My question is how did it pass inspection?

So my wife and I fell for the KB song and dance. We looked at the model home and it looked beautiful. First they were dishonest about the back lots being built. We wanted a lot closer to that park, but they told us there were no plans to build there for at least a year (they started breaking ground, two months after we signed the contract). We paid our earnest money for a corner lot since they were asking ridiculous amounts for cul-de-sac lots. We go to the design center and proceed to get nickel and dimed for upgrades. We liked the area, so decided to go ahead since the model home was so well built (stupid). The projected completion date was end of May 2015. Construction started off slow for the first month, then they moved very quickly and framed and bricked the house within a month.
March I go in the house and see that the bathroom is wrong. Turns out the design center didn't put the walk-in shower on the design list after we went over it three times. I had to fork over another $500.00 for the design change. March and half of April the house sat; I go offshore to working overseas and mid April, still nothing done so my wife calls the office. The builder says he's waiting for the design approval for the bathroom. WTF? That was done and paid for over a month ago. Our sale person (who said she was sales person of the year) forgot to tell the builder. Now he's got the green light and they start building again. Why they couldn't do something else was beyond me but, whatever. The end of May comes and they aren't even close. I come back from offshore and lo and behold we have a new builder (the original guy quit in April). They change the date to mid June, then end of June, then mid July.
The kitchen cabinets get installed mid July (finally) and they put the cheap handles on the door. I'm assuming they figured we wouldn't care since the house has taken so long already. I let them know that I paid for the nicer handles, that's what I want. So now the whole cabinet doors throughout the house have to be replaced. While inspecting the Cabinets I notice they've installed the bedroom carpeting as well. Wrong carpeting as well. What do you know, they've also installed a cheaper carpet, so that has to be replaced as well. The Wood laminate floor was damaged during the first part of installation so 100 sq ft had to be replaced as well. Additionally while doing this inspection on the cabinet and carpeting We notice an ant on the window sill. My wife places a chicken nugget on the window sill and we continue to walk around the house. 10 minutes later we return, and the windowsill is covered with ants.
Great! Some contractor left a soda can or beer can inside the wall. We noticed during initial building that there were cans of beer and Corona bottles in the backyards and around the framing. I'll bet if you knock open the wall where the ants are, you'll find one. So the house is 95% complete and we have ants. So now it's end of July, the final paint guy comes in to paint. The trim is not complete and he paints anyway, because there is no one doing QA/QC nor is anyone keeping an eye on their progress, or lack thereof. One guy to paint a whole house interior. He spend four days and does a poor job on top of it. Our stainless steel appliances have paint on them, our wood laminate floor, our doors, windows, and countertops. The builder told us he would make sure they covered everything.
Nothing was covered, and on top of that, now there is a big gouge in the master bath counter top, done courtesy of the painter. That will have to be replaced as well now. We conducted a pre-inspection that weekend on our own. Two closet doors are split at the door knobs. Molding around the doors are not flush. The windows on the outside of the house are not even sealed, not to mention the inside. The windows frame in the breakfast nook has such a bow in it, that the window rubs against the frame when you open it. Caulking is not even close to being satisfactory. The sealing of the stress relief joints on the outside of the house appear to have been done by Helen ** and are full of gaps. The baseboards are terribly done and not flush, full of gaps and dents. I haven't even looked inside the attic, yet. I shudder to think what they did with the trusses and the AC unit up there.
Currently we have no completion date as the build is either overwhelmed with his duties or incompetent. He is full of excuses and provides to oversight on his contractors nor supervision. Every week it's "two more weeks and ready for a walk through" This house will be lucky to be completed by end of August. The real kicker is, we are currently staying in an Apartment waiting for the house to finish. I was supposed to go offshore to work but had to change my schedule because "We're almost there!" I've lost $18k because of this. Plus the additional hotel fees, now we're at $21k.
If this keeps up, I walk away from this house. Now we're are at -$30k. I called the building supervisor... No response. I came back to the US from living 7 years overseas and brought my Thai wife with me. Right now, we both are thoroughly disgusted with KB Home. My wife wants to go back overseas and frankly, I can't blame her. This is supposed to be our first house and I honestly could care less if a hurricane swept it away right now. This is the worst home building company I've seen yet. After this experience, we are going to stick to Apartments until we can go back to Thailand where we won't get screwed over by some two-bit American company.

KB home really pulled through for us. Although we did not wind up building a home with them I would recommend them highly to anyone. We were in an odd financial situation and had to back out of our build. They refunded us all of our earnest money, and that really meant a lot to us.

We had signed a building contract to build in the neighborhood Trailside in Thornton, CO, and were approved for a loan for way more home than we can afford in REAL LIFE. This was the reason they didn't give us our money back - because their lender "approved" it. Just because a person's credit is exceptional, doesn't mean they should be approved for too much house Including myself. Besides the point.
Anyway... Once we ran numbers again and realized it was a huge financial mistake to build a new home for our family, we canceled our building agreement. Even though all that had been done on our behalf by KB was procure a building permit from the city of Thornton, we were not given any of our earnest money back. Nothing else that required our earnest money has been done. No ground had not even been broken yet! Now that we are on to search for a different home, it is VERY FRUSTRATING to not get any of our earnest money returned to us. Our realtor told us that if this case went to small claims court we would - hands down - get all of our money back. I'm thinking that's not a bad idea at this point.

I bought a townhome in the ending of October 2014. In January 9, 2015 I sent an email for KB Home Customer Service Representative reporting that "the faucet in front of the entrance door: the water did not comes out" and I asked for repair. In April 3, 2015, I asked again for such repair. Nobody took care of it. In this month (July) I already sent 3 emails for KB Home team asking for faucet repairs, but nobody answered. The house is new and how cannot get out faucet water?

When we bought our home there were some items that still needed to be completed. Seven months later we still have a running list. We have had people out to "fix" problems every month or so. The craftsmanship is horrible. Our building superintendent is not providing us with service needed. I contacted the corporate customer service just to be ignored. Be very cautious about the finished product you buy.
Here are a list of issues we have and currently have since we closed and are not resolved. Paint - It looks like it was not professionally done. We have had painters out at least three times and it still looks horrible. There are spots that are still missing paint, paint is on the floor, paint on the cabinets, paint on the white ceiling, lines by the windows and trim are still crooked. We were told that our house was never given the coats it needed originally and instead of going through and actually repainting everything, we have been tasked with spotting errors and taping them, for months. Nails sticking through the cabinets at the bottom. Vinyl floor in bathroom in the basement is already lifting up.
Molding issues - in at least two spots the molding for the doors were cut short and they tried to compensate by caulking it and then painting instead of fixing it properly. Our walls are bowed. We have had people come fix one and it still bows out. Windows - There are markings at the bottom of all of the windows that does not come off. The sliding glass door and the casing around it looks as if it is older than seven months. Scratches on window.

We are current homebuyers that are still in the process of attempting to close on our KB Home in Vineyard Meadows in Katy, TX. Through the past month, we have become extremely frustrated with the workmanship, customer service, and lack of response to our homebuilding and home closing process. Our original close date set was May 29, 2015 and now it is almost a month later, and the current level of progress feels like there is no urgency in closing anytime soon. If it continues the way it has, we will not even close in June.
The workmanship that has been on display has been very poor, as we have expressed repeatedly with the original Construction Manager, Shanon **. We had been meeting with Shanon in multiple face-to-face meetings at the home site during the framing and sheetrocking process. Some of our concerns were being address, but after they started sheetrock, the workmanship became worse. We sent over a list of items that we felt needed to be fixed since they were not addressed after these face-to-face meetings on May 30th. Along with this, we found a bag of unfinished food/liquid in the hallway closet on the shelf that had been obviously sitting there for days crawling with maggots and flies! We texted a picture of it to Shanon and threw it out ourselves since it was over the weekend and did not expect a construction crew to do anything about it.
Shortly thereafter, we were advised that Shanon would no longer be over the construction on our home site and we were handed over to a new Construction Manager, Charles **. However, we were not given Charles ** contact information until a full week later. Due to this transition, our next tentative close date of June 5th was not met and we had told Gloria ** the issues we were having with the construction team. Gloria had actually contacted Construction on our behalf since she was also concerned since we had already locked in our rate with KB Finance.
We met with Charles ** on Tuesday June 9th to go over the list of unaddressed items. He assured us that he would get a whole team of various trades including roofing, tile, sheetrock, and painting concerns (See attached for some emails traded back and forth with a list of our concerns sent at that time.). At the end of that week, Charles advised us he was going on vacation but that we would be in the good hands of a guy named James. He advised us we would be sent James contact information that Friday and he was supposed to set up a final walk through date the following week.
On June 11th, we spoke to Gloria on the phone and she assured me that the paperwork on the KB Finance side was in order and we were set to close next week, provided that Construction was ready. Our rate was locked in through June 20th, but would have to pull some additional paperwork since the June 5th close date was missed. She assured us this was only a formality and not to be concerned, unless we are unable to close by June 19th. We did not hear from Charles or James and did not receive any contact information for this interim Construction Manager at the end of the week though.
The following week, we contacted Gloria and left several messages to see if she knew the status of our close date for that week since we had not heard from Charles or James. We also wanted to make sure all our paperwork in KB Finance was still in line and ready to go for closing on June 19th. After leaving several messages and emailing Gloria (cc: Cathy **), we had not heard a word from anyone in KB until Wednesday late afternoon. Cathy ** called and informed us that Gloria had passed away the past Thursday due to a heart attack. Due to this unfortunate and sad news, we were shifted to another Finance person, Vivienne **, a few days later. This added to the delay, which is understandable, but still frustrating that we were not advised earlier.
James **, filling in for Charles **, called us Wednesday afternoon and asked us to meet him to walk the house on Thursday June 18th. We were excited and figured they had gotten most everything resolved in the house. Unfortunately, very little was done and James walked out with a long list of items that needed to be resolved. He assured us that he would have crews working on the house to resolve our list of issues and it would be ready Monday June 22nd. Obviously, we have not closed on our 3rd tentative close date of June 19th as this day has passed. We went to the house this afternoon to check on progress and only some sheetrock repair was done.
Currently, the following items are still pending and some have been pending for quite some time (this is not a comprehensive list of all items needing to be addressed, but some of the larger concerns we have): Exterior brick expansion joints need to be resealed (not enough caulking), bulge on Hardie plank near back patio (which has been there for at least 2 months), significant amount of interior and exterior paint touch-up, garage still has significant amount of spilled/splotched paint on the floor, most of the interior flooring has paint spilled (carpet, linoleum, and tile), front entry ceramic tile is stained with the door stain color and paint, various areas of carpeting (media room, master bedroom, & living room) have lumps underneath, as if they did not clean the floor before laying carpet.
Many wall plates have holes and overcuts that need to be repaired. The repairs that have been attempted have paint and sheetrock mud on the wall plates.Crown molding joints in living room area needs to be redone, carpet in front bedroom has large gap (1/2 inch) in between baseboard and carpet along with lots of paint in the carpet, microwave needs to be replaced (scratched up on the front door, vent area, and all around not sure what the crew did), baseboard in the kitchen needs to be retacked (loose), vent cover in master bedroom closet missing, baseboard in master bathroom needs to be redone (1/2 inch gap between where they put shoe mold and the floor), lentil (metal bar) over the front door needs to be painted, sheetrock in the master bedroom (where they had the 2 inch bulge in the wall) needs to be finished, sheetrock in the kitchen (where a mysterious large hole had appeared) needs to be finished.
Screen on back window is missing, interior doors at the bottom are splitting (possibly water damaged), roof over back patio had to be repaired due to a design flaw but attempted repair has the shingles still skewed to the left (not aligned), roof decking over the front of the garage is still bulging, kitchen cabinet drawers and doors are not leveled, middle bedroom closet door still sticks, attic insulation needs to be redone (crew has compressed it due to stepping all over it)Mortar slop around front entry area needs to be cleaned up still, garage door and garage door jambs need more paint, kitchen backsplash needs to be redone (sloppy and crooked).
James was present at the time and had stated that maybe the kitchen backsplash design was meant to be crooked when I brought it to his attention again. That comment made us livid. It turned into a short confrontation until he and the other construction person both got on the phone to take some action. Please note, if you go to the KB Design Center on Richmond Avenue where we picked out the backsplash design, which was an upgrade, you will see that the tile is straight and not cracked on the edges.
As you can see, we are very concerned that our issues are not being taken seriously and they are dragging their feet on getting the house completed so we can close. My husband has worked in construction for several years and is aware of what it takes to take this type of work to be done. Granted, there are other houses in line that need to be finished in the neighborhood, the timeline of completing this house has been poor and very behind schedule. The workmanship has been extremely sloppy and we are not buying a house that is almost $200K for this sloppy work.
Cathy ** with KB Finance had advised today that they now have our final close date for the end of this month, but based on how Construction has been dragging their feet for the last month or so, we don't see this happening without any major changes. We asked Cathy if it was possible to close at the end of this upcoming week, June 26th, and she advised it will be based on our final walk. Apparently the walk we met James up for was not documented as the final walk.
We are finally at the end of the rope and are reaching out for some assistance. Is this the type of customer service and quality provided to KB Home customers? My sister and her husband had bought a house from KB in the same neighborhood about a year ago and have not encountered quite a catastrophe. It seems the quality is severely lacking now and there is only concern about meeting numbers/quotas, instead of providing good customer service and good products. Every time we thought we were closing on a certain date, we have had to call our utility and service provider companies (3 times now) to reschedule our electric, gas, internet, phone, cable, etc. We are just beyond frustrated.
July 6, 2015 Complaint (Still Not Closed!): Finance now has been very unresponsive after our final walk was done last week. We have submitted all the documentation they have requested, even the ones they wanted last minute that seem to arise after we asked the question, "Do you have everything you need? ", several times since our tentative closing dates have been blown by Construction. Then apparently the underwriter who was supposed to have all the paperwork already ready was not ready, and then went off on vacation. No one seems to know where we stand.
It is pretty sad when we have friends buying from other homebuilders who can get their closing date scheduled several weeks out and the homebuilder actually keep to their project timeline and provide quality work. This whole house-buying process has been the worst customer service we've experienced from any company - no sense of urgency, no sense of care, and apparently the house will just sit there until someone decides they want to get their act together and actually sell it.
July 7th, 2015 (Still Not Closed and no Closed Date Set): Cathy ** has been back and forth with us telling us the underwriter is not completed with the paperwork. They have asked for several more documents that we had already provided 2 or 3 times in the 5-6 months duration that we have been going back and forth with Finance. My husband finally told them that if we don't get a close date by the end of this week, we are going with a different builder and are requesting our earnest money that we had put down back - KB cannot hold up their end of the bargain and have poor customer service and poor response.

I would rate my overall experience with KB Home as outstanding. From sales to delivery, the professional communication we received by the KB staff was nothing short of great. Additionally, the building of our home and the finished product was amazing. More specifically, I hired a contractor-inspector to oversee our building project in order to satisfy my skeptical nature. As a result, my contractor did nothing but compliment KB on the quality of construction and their ability to deliver a home that was impeccable. In short, I would highly recommend KB Home to anyone that was seeking a quality built home, a contentious staff that cares about quality, and a company that stands behind its product.

** and the customer service team were very responsive when we called due to the entry hall window & bedroom window failure of the double pane. They were calling us to make sure the vendors were scheduled and when they heard about Green World's delay of replacement, ** called Green World to quickly get them to find a replacement after Green World cancelled our appointment. A new appointment was scheduled within the same week even after Green World told me they didn't have the correct window manufactured for our model 3. With regards to the accordion doors, some scratches that were etched in on the one panel, ** gave us the contact to get the panel replaced or repaired. The manufacturer was very quick in response.

Glass shower door fell off at 12:55 am on 6/22/15. We lived in brand new built detached condo since 2011. We submitted ticket to KB Homes complaining of defective workmanship. This can't be normal wear and tear for a newly built home. We have lived in homes for over 10 years and have never seen this happen before. KB homes called us back and sent the email letting us know that our 1 year warranty is up on the door so KB will not help repair the door or the dangerous mess left in our master bathroom. Thank goodness the kids were not nearby when the glass door came crashing down and woke the whole house up.

We bought a KB Home in 2011 and are amazed at the terrible workmanship of a KB home. We would never buy another house from this builder and we hope this helps the next prospective buyer because we were dumb enough not to listen to the prior reviews. We were sold into believing that the KB homes built in Irvine would have a better quality since they are abiding by Irvine standards and could not use the typical KB quality (or lack thereof). Doors are often installed crooked. My house is slanted and if you look at the wall in the garage you will clearly notice that one side is higher than the other.
The most recent failure was just epic. In the middle of the night, 12:55 AM, when the whole house was asleep, all of a sudden the glass shower door crashed on its own and shattered into a million pieces. Talk about terrible workmanship. We rarely even used the master shower since it was too much of a chore to keep the glass spot-free but yet somehow the shower door collapses on its own. I understand if it was due to some earthquake that shook the door but to my knowledge we have not had one. I know the house feels like it is built with toothpicks and paper since everything can be heard throughout the house, but the door shattering is ridiculous.
I tried to have KB Homes fix the minor repair but instead they jerked me around a day just to come back to "it was not covered" and asked me, passed me off to their corporate office, **. I guess I should not expect stellar service from a shoddy builder but I guess I was hoping for just mediocre. Buyer beware, as I would never buy another KB Home regardless of how cheap the house might appear. It is cheap for a reason. Remember, chopsticks and cardboards are cheaper than wood.

My home has not started yet so I don't know how to review or complaint. However, I had signed off the studio and wanted to add a few security lights in the back patio. I asked the studio if I can add these. No matter how many emails and voicemails I had, still no response. Finally, someone from studio called me for an appointment that I did not have. So while on the phone, I asked this person if I can add a few security lights in the back patio, she did not know. I asked her to ask someone who knew. She put me on hold for a few second and came back and told me that the representative said NO. After I sign off the studio, it is a done deal and cannot be changed. Hmmmm. Anyone had this experience before? How hard is it just to add a few lights in the back???

I was having humidity issue at my house, it never fell below 60 in past month. I talked to KB Home and they are blaming outside weather, since it's raining. I asked them what happens if it stays like this for whole year so we have to deal with high humidity all year long. They said basically they don't have any other solution except wait for warmer weather. High humidity can cause health issue and mold growth, I don't want my 2 year old to get sick.

I have lived in my KB home since 2009, I have called them on issues regarding leaking in 2013/2014 as there were leaks coming from the air vents of the garage, and attic vents and they have just come out and told me that it's not covered. I understand that a home that has been built 10 to possibly develop a leak, but these leaks have been going after just three years living there. They use cheap materials which end up costing the consumer. Do not purchase a KB HOME if you know what's good for you.

My wife and I experienced a leak in the ceiling of our master bedroom and bathroom. The contractors that came to do the work - sent by our property management company - needed a bit of, shall we say, "motivation and guidance" to get the job done right. It wasn't until our call to KB Home - which resulted in Customer Service supervisor ** "grabbing the bull by the horns" - that the problem was properly rectified, again thanks to ** efforts. We couldn't be more pleased with KB Home's response to this situation and are once again beyond pleased that we purchased a KB Home property.

So I had read about KB homes before we decided to purchase from them. We are in the process of buying a home, however they have left such a bad taste in my mouth!! First off we wanted a corner home they build in phases and they would not offer us one so we did decide to go for the one they had available. We started the process, at first the Loan officer was a FLAKE! Never returned calls, this is not my problem. We decided to go with another loan officer with KB. They are also known as HCM. We were given another Loan officer who was much better. So we decided to move forward thinking he was just a sour man and gave KB another shot. HERE IS WHERE THE PROBLEM BEGINS... we have gone through the entire process from ground up... we were 3 weeks away from closing when we realized that the house was painted and roofed a different color scheme than what we chose. REALLY???
So we discussed it with the agent, she stated, "Oh don't worry, KB is a wonderful company. They will take care of it". NOT SO MUCH! So we waited and waited for KB to reach out to us. We texted and called her on a daily basis and she always gave us some stupid excuse about why we haven't gotten an answer. We finally asked her for her supervisors information. It took us almost 72 hours to get this woman on the phone. She did not care about what the heck was going on. KB didnt even call to apologize for their mistake or for making us wait all this time for a solution. MIND YOU, ALL THIS IS KB HOMES ERROR not us the buyers! She stated, "Oh we can do this and do that", but it's too late to do any of the painting or concessions we requested.
So 1. they did not come up with a solution and just ignored us until we drove them nuts/WE CAME UP WITH A REASONABLE SOLUTION FOR THEM and 2. they don't want to fix THEIR mistake! I am so upset, home buying should not be this full of anxiety and angry feelings. If you are going to market KB as a "build to order", you should do it without cutting corners! Family of mine just purchased a home from their biggest competitors and had the best experience of their lives! Now after all this we are 1 week away from closing and guess what. We still don't have solutions from KB so do we continue or do we pursue another builder and request our money back? I am so baffled by their customer service and the way they treat their customers. It is just UNBELIEVABLE.

To start with... your home ISN'T built squared off. We found this out when replacing carpet with laminate. It was difficult for contractor to do flooring bc of this. 2ND HUGE issue... we had bad weather recently and shingles flew off roof... THAT'S how we found out that the house WASN'T built flush. The edges where roof creases should be flush, there are GAPS. YOU CAN SEE STRAIGHT OUTSIDE INTO SKY FROM ATTIC!!! I'm LIVID! Haven't called KB yet only bc roofer JUST left... BUT THEY WILL BE TAKING CARE OF THEIR BOTCH WORK ONE WAY OR ANOTHER!

We started looking for a new house since we were rapidly outgrowing our old home. With two young kids who are active and growing we knew we need the right size house with the right floor plan to be our forever home! We tried looking for the right house but couldn't find what we were looking for...that's when we drove into Shingle Creek and found the perfect fit! Our sales consultant ** was fantastic and helped to answer all our questions and made the entire process easy and simple! One our favorite parts of building our own home was choosing all of the design features to fit our needs and style! ** at the studio provided us with great design choices and truly helped to make the home fit with our personalities.
Both our kids and ourselves enjoyed the entire building process, what watching the house be built from the foundation up gave us the confidence to know our home was built with quality reassurance! We bought a home in the Cobblestone development built by KB Homes in 2012. The workmanship and the quality of the homes built is nothing like the models we looked at. We are beyond disappointed in this home. We wrote to you in August of 2012 and again in February of 2013. In that letter we requested to have someone from management come out and walk through our home with us, not the warranty supervisor. You did not respond at all.
This house should never have passed inspection. To mention just one of the issues, we are now on our fourth time of needing one of the eaves replaced. We believe the structural issues we have with this house could be due to the huge hole that was cut through our foundation from front to back during construction. Eaves bowing, baseboard bowing, crooked lines where wall meets ceiling, just to mention a few. We do have the pictures of this to support this happening. I regret not being more aggressive when I signed off on this house. We would never buy a KB home again and certainly will tell friends and family not to buy either, due to the inferior workmanship of the homes.

KB hides behind energy star certification to warrant buying one size AC unit for all size homes in my area. How can a home with 2000 sq feet use the same unit as a home with 4000 sq feet. I have offered to pay for an independent HVAC load survey to see if the unit is undersized. I have been told that per energy star it is in compliance. My neighbors are having the same issue with their homes not cooling, we have been told that we are using the system incorrectly. We need to close all window coverings and set the unit to a higher temperature. Why would I pay an extra 4500 for an upgrade that doesn't work?? The model we saw had no window coverings and all the lights on and the temperature set to 70.
Sounds like the bait and switch to me. Other issues ongoing and not resolved are: I paid for an upgrade on carpet pad to then realize that it was never installed. KB and its contractor are playing the finger pointing game. It is still not fixed, and in their half measure way of doing things, I have been told that they reusing the carpet that they will be removing. No one has apologize for not giving me what I paid for, instead they are looking for the cheapest remedy. So cheap that they can't even replace the carpet with new product.
Moving on to my concrete driveway that had damage to the finish. Recently the sub contractor was out there to R&R the driveway, the driveway is a big enough for 3 cars and probably takes over 11 yards of concrete. Unfortunately the repair was worse than the original. The new driveway has already cracked, the finish from the broom are uneven and in some areas it looks like patches were done. It is obvious that they need maybe 1 or 2 extra yards to do this job correctly. There are areas where water can pool now and high and low spots throughout the driveway. It seems like someone didn't want to pay for a short load to complete the job correctly.
In closing I feel like KB's home Warranty is a rubber stamp. Before you ever move in they do dozens of make it last a year repairs. It's all these little repairs that cost us the homebuyers 1000's right after the year is up. I would like to see KB make my Warranty issues a priority just like they did to sell me the home. My Warranty coordinator is more focused on the new tracks and simple repairs.

We purchased a Crestview model on 1/25/15. ** worked with us and made everything relating to the purchase very easy and straightforward. She is a delightful person and her experience, expertise, transparency, and seemingly unlimited knowledge was wonderful. ** is so approachable and friendly that by the time you have purchased your new home, you feel as if you bought the house from a friend you have known forever! My husband and I had each bought homes prior to our meeting, and two as a married couple, so we were not new to home buying. Any minor issues I had were quickly fixed by the KB team without any fuss. If I ever purchase another home in my future, it will be a KB home. Also, I happily recommend KB to friends and family.

Purchased my KB home in 2008. It was built in 2006. In 2013 I noticed that my baseboards in my formal living room were lifting a bit because rain had entered my home somehow. I looked around my home and discovered a few cracks along the side, as well as a few larger cracks on the second floor in the back of my property. It looked as if the stucco was buckling a bit. I contacted my insurance company, they sent out an engineer to review the damage. The engineer concluded that the cause of the cracking stucco was due to shoddy workmanship during construction. They advised me that since it's not affecting the interior then I needed to contact the builder since the house is not that old.
I contacted KB and spoke to a rep named **. I forwarded over the photos taken as well as the engineer's report. He told me that he would speak to the his "team" and get back to me. A few days later, I received a call from ** and he said that KB will not be fixing the issues with the stucco because the property was vacant for a certain period of time between it being built and my purchase. I asked for this in writing and he would not provide that. Now 2 years later the stucco is getting worse and I have received 2 estimates ranging from 2700-3500 to repair. My HOA is sending me notifications regarding the stucco folding. There are a few houses in my area that were built by KB that seem to have the same issues as mine.

I'm currently having my house built by KB Home and using Home Community Mortgage, who I just recently found out are a partner of KB Homes. I started this process of buying a home in Florida around the St Augustine, FL area back in October by contacting a realtor who was showing me houses in the area. We asked to show us some new homes and realize it was better to go with new homes than existing homes, as this is our last house that we plan to have.
It started off very good by looking at several housing plans, before deciding on the one we liked. Once we did, we found out that there would be no CDD Fee however, the cost of the house went from $234,000 to $247,000 because KB Home somehow stated they paid for the CDD which they decided they had to include in the cost of the house. We took this in consideration thinking that it was better than paying for it for life, however, it was soon to be not. After putting a Good Faith fee of $3,000,00 we didn't know that this was the beginning of problems. Once we made the selection of the house, we went back to Florida to visit the Design Center to select the upgrade.
They gave us $6,000.00 in upgrade, down from $8,000.00 the original amount. The $6k was great, but as you know it was like having $6.00 and then you started adding more than you realized. We decided not to get some of the options and go with the basic and upgrade at own pace at a lower cost. This we found out was better, as we're having people come in to put in products that we upgraded to and paid far less for the items and the service, and we're not paying it on a monthly basis.
Now, comes the problems of items we selected, but somehow got lost and no one seems to know what happened. We asked to have the Extended Cover Patio and screen in, they said we wanted the cover Patio, but not the Extension, but somehow it said Extended Cover Patio, but not Extended Patio. After a long process, they decided they would give us the extended concrete pad and thus I can get the extension later. Next comes the master bathroom, that we requested a glass shower, but the latest pictures showing it's a frosted glass shower and the wall is not what we asked for. We're waiting to hear back from the agent, but it's only been a day since I sent the e-mail back to him and the builder requesting why the bathroom is incorrect.
We're closing on 31 Mar and so far I have had to send numerous of documents that I had to search and request copies for, that should have been asked of me 4 months ago. We're down to the eleventh hour and the Underwriters are just now reviewing and making sure everything is right. I have bought a house previously and never have had so many problems in buying a house. I had two conference call with the credit bureau to ask questions of my lenders, that should have been done back in November 2014. The credit bureau stated that they requested the information back in November, but never heard from anyone who knows.
Now, I submitted some personal documents, that required a third party and for some the agency decided to contact a person that they should not have contacted, (ex-wife lawyer) and has opened up a new can of worms that is causing me nothing but heart burns. I get the feeling that these people do not know what they're doing, if they do then they would do a different way. I'm driving 12 hours to Florida to close on the house this weekend, and was told I had the loan, but feel as though everything is not set in stone and I may or may not have a home.
This has caused sleepless nights, my wife and I have made major purchases for this house and may either have to pay a cancellation fee, or be stuck for items that I don't need at this time. On top of all this, I have a credit rating close to 800 and do not feel that I received an interest that is the best they had to offer. Right now I would be good in stopping all we have done so far and take my losses, than go through the sleepless night and stress.
If we get to move in this house, it may remind of the moving the Money Pit with Tom Hanks. All I was looking for was a good house to retire in, have my kids visit me in sunny Florida, go out and play golf with my friend and hear him yell, “go to the beaches, horse track” and just watch the sun come up and go down with my wife. Maybe it will happen, but will I be happy. When looking at house with KB Homes, have your pre approval done by another lender, know what you want ahead of time and most of all go visit the construction of the house weekly and keep your e-mails, notes and phone records of who said what and when. I purchased my home in 2008, of course the sales person would go on and on about their 10 yr warranty and how they would take care of any defects etc. Well within the first year of ownership, the house started getting long cracks in the stucco. I called and was advised this is normal and they would repair it at the 1 yr inspection. They indeed came out and "fixed" the stucco, and painted over the repaired sections. Well within the the following year, the stucco re-cracked and in the exact same locations where they did the supposed repairs. I also have a large crack in the garage that separates the garage floor from the wall. I called and spoke to the reps, they had someone come out, but I was advised this is "normal" and would not repair it. I previously owned a home built in the 80's and it didn't have these issues. I bought a new home with this company as I was "sold" on the idea that they would stand by their product, and take care of defects. I sure fell for that scam.

We have been having issues with our hardwood floors ever since we moved into our new house in PFlugerville, TX. It started with a couple of pieces popping out throughout our hardwood floor. They fixed them in bits and pieces and it's only made the situation worse over time. Now almost entire floor has similar issue and you can actually feel that boards are popping out and make hollow sounds when we knock on them.
We have had opinion of a third party professional and they say that floor was very poorly laid out and needs to be replaced entirely. We brought this to the notice of our customer service rep and he is totally ignoring the fact that floor is in terrible condition and blaming us for the damage. We are just two people living in our house and the floor is very little walked upon as we mostly stay upstairs in evenings and are out of our house while at work. Our customer service rep is totally ignoring what we are saying and is resorting to his old technique of fixing it in bits and pieces which I am sure will make the floor only worse. We have asked for the details of his manager and he is not providing it to us nor is his manager getting in touch with us over this issue. This is a very unprofessional attitude from a builder that claims to be number one in America.

I kept an eye on the construction of my home daily/weekly. When things went wrong I asked for them to fix them and make them right. The biggest problem I had was with the tile work in my bathrooms and in my kitchen. They knocked out tile and redid it 3 times never to get it right. I upgraded for tile, porcelain tub and large porcelain shower pan for my master bathroom. My bathtub and shower pan were both damaged.... When it got to closing I was stupid to not walk away. Of course I would have lost thousands of dollars for my out of pocket upgrades. SO I took their word that repairs would be made after closing.
One year later NOTHING in the bathrooms was done. The kitchen floor was so uneven.... They made a few changes only to make more problems. I also have a large gap on the back of my house between the outside wall and foundation. BIG enough for little creatures to make a home in the wall. I guess because I'm a woman they think I'm a total idiot... They make one excuse after another for things never getting done. Lie to me over and over. I've been in my home 1 year now and have huge regrets. I will sell this place and find another builder that actually knows how to build a house. DO NOT BUILD WITH KB HOME. WALK AWAY.

The bathroom light was resolved on 2/24/2015. Yes the response time was more than two months for a light under the cabinet. However, we had a water leak on 2/22/2015 and KB customer service was at our home within 12 hours. The KB customer service rep supervised the repairs personally. We gave him the house keys and had very little inconvenience during the 5 days of repairs and mold testing. For a serious problem KB customer service was exceptional. We have confidence that if another serious problem occurs KB will do everything they can to help. I changed rating to 4 stars.

I purchased my first house from KB and move in around April/May 2013. First few months were pretty smooth and no issues. Then all these nail pops started happening all over the house and at the end of the 11th month, I could locate close to 100 nail pops all over the house with some areas of the ceiling developing unusually long cracks.
During the 11th month inspection, the person said that it is 'normal' to have cracks and nail pops (Seriously!!!! 100+ nail pops and cracks are normal!!???) and he agreed to fix them with a tone that he is doing a great favor for us?? Most of the nail pops/cracks were fixed and the inspector literally forced us to give 10 scope for his 'favor'. We thought it was Ok to give because the problems were taken care. We are in the 22nd month now and the nail pops and cracks started happening again with the wood/carpet squeaks got added to our misery.
Repeated emails and follows ups resulted in one another person coming to our house and said the same story that it is all 'normal'. I verified with more than 10 of my friends who purchased houses from other builders around the same time and none of them have even having 5% of the issues that I have with my house. My sincere request to KB is to deliver the quality to the money that you are getting. Remember, we also earn money by working our sweat and blood and not getting things in 'other' ways.

Since writing this review I wrote a complaint to our sales representative summarizing many of the points I made above. She was apologetic for our negative feelings about the experience but wouldn't admit fault for not providing us weekly updates, for no showing appointments, for giving false information about the home inspection and landscaping, etc. So she's sorry we aren't happy, but not willing to admit fault except to say that she's human and isn't perfect. Thankfully for me I decided early on to save her emails so I have a clear record of her lack of communication and "evidence" if it needs to be called that of her contradictions if I need them at some point.
Now that we're within 2 weeks of closing we're working more closely with our KB affiliated loan officer again (we chose to use the KB affiliate because we got I think a $5,000 studio credit for using them. I'd have to look at our paperwork to be sure but I think it was $5k.) I would like to say our loan officer has been great from the beginning. We started the new build process shortly after moving to Austin and she even gave me a referral for a possible job right after coming into contact with us. She's kind, pleasant to work with, and most importantly very organized and accountable. I don't think I could be more happy with how she's handled her side of things.
So I spoke on the phone with our loan officer the other day and she asked me how the process has been. I was honest about our extreme frustration with our sales rep. Our loan officer was very sympathetic and apologetic. She asked me how much we're paying the home inspector we had to hire (because KB does NOT provide an actual thorough home inspection) and she was able to have the cost reimbursed to us in the form of a credit at closing. I didn't ask for her to do that, she just offered and I really, really appreciate it. She really went the extra mile to try to fix an issue that she had nothing to do with.
Our builder/construction supervisor has really been going above and beyond to try to turn this situation into a positive one too. He's always been kind and courteous both over the phone and in person, but I think he was caught between a rock and a hard place because he was the one who had to take the brunt of our disappointment by telling us the things the sales rep said weren't accurate. The day the trees were put in he went out of his way to call me to verify where I wanted them placed (not something they normally offer at all but he wanted me to be happy.) I ended up not liking the color of our outdoor light fixtures and had no expectation for the builder to change them out for us but my husband mentioned it to the construction supervisor and he's changing them out to a different finish at no cost to us which is really impressive to me. Also, when we did our pre-drywall meeting with him we noticed there was no living room light switch except by the front door (making it an inconvenience to walk through the living room to the front door to turn on the living room lights) so he had a switch placed in a convenient location at no added cost to us.
I just really appreciate all of it. It means a lot to see both the construction supervisor and our loan officer going totally out of their way to try to turn this around for us. I really feel at this point I can only say nice things about our builder supervisor and our loan officer (as always with her.) It really is just the sales rep that's been an issue consistently from the start. So nothing has changed with the sales rep but I can say that her actions are not a reflection on the entire KB team. I'm changing my rating from the 1 star to 3 because I do feel "satisfied" in the measures that have been taken by other people to turn this experience around for us.

My husband and I are currently under contract on a new build KB home in Austin. We have had issues making us question the integrity of the company since the start and are wary of following through with closing on the house at this point. I'll list the concerns we've had in order: The sales rep has a likable personality, but her skill set doesn't seem to go beyond that. From the start we've been told things that are just simply wrong. One is when we signed the initial contract; she tried to have us sign the arbitration agreement which waives our right to sue should we have any major issues. My husband has a background in the financial industry so he questioned the need to sign the form. She insisted it's a good idea to sign it and even if we do we could still sue if any issues came up...? The point of the form is to waive the right to sue and she tried to assure us if we just sign it we can do whatever we want later. Thankfully my husband knew that wasn't right and refused to sign it.
The KB brochure I'm looking at right this moment that outlines what to expect during the build process says that from Week 1 we were supposed to have weekly calls updating us on the process. Ha! That's a joke. First of all, we've only gotten a couple of calls ever, and the email updates have more consistently been about once a month. I actually saved the emails for reference. After we signed the contract we were supposed to have a copy of it scanned and emailed to us and our realtor. The day after we signed I emailed the rep to ask about it and she told us the scanner broke but someone would fix it the next day and she'd send it then (so two days after.) *10* days later we still had not received an email with a copy of the contract so I emailed to ask where it was. This was the reply I received, "Let me get that copy to you as soon as I clear my email." It took another *3* days after that for me to receive a copy of the contract. That's over two weeks it took to scan a document in and email it to us. Our realtor told us it took months for her to get a copy.
Our rep asked us to tell her when the studio booked our appointment with them so she could attend. I let her know when it was and she replied with this email, "I will be at a sales meeting at 9 am upstairs [in the same building] and done at 10:30-11. I will swing by to check on you". She never showed and never said anything about it. We were so used to her being flaky we didn't even ask where she was or what happened.
The studio told us we would be contacted shortly after their appointment for our pre-construction meeting. We didn't hear a word for 3 weeks after that until we received an email with the subject line "This week's update!" from our rep. Ha, should have said this month’s update to be more accurate. Two months after our studio appointment we were contacted about scheduling our pre-construction meeting. Our rep said she'd be there and didn't show with no word, not that we really cared at that point. It's just a matter of principle - doing what you say you're going to do.
When I finally asked the rep why we weren't getting weekly updates she told me because they were in the pre-build phase working on permits and things and the weekly updates would start after construction started (not what their marketing material say). Construction started 2 1/2 months ago and we have gotten two phone calls from the builder rep in addition to two emails so that's 4 updates in about 10 weeks.
For our pre-drywall meeting the build supervisor was given the wrong email address for us so our rep texted me like the day before we were apparently supposed to meet to ask why we've been ignoring the builder's emails. Ha! When I said I haven't heard anything and neither my husband or myself could make the next day appointment, she realized he'd emailed an incorrect address. Nice. So he had to come in on a Saturday and she made a big deal about how nice that was of him to do (when it was THEIR fault there was a miscommunication). The rep showed up late for that appointment, again, not that we cared whether she was there or not as she's been mostly useless throughout this process.
So both the rep and the builder supervisor told us that KB hires their own 3rd party home inspector to do a home inspection prior to closing. The rep told us that from the very beginning and said there really wasn't any need for us to hire our own because they get a third party so there's no bias. I asked the builder supervisor when the home inspection is scheduled for so we could be there (we had a terrible experience with an awful home inspector that cost us thousands of dollars when we bought our first house). The builder supervisor told us the inspector only gives a day and not a time to come do the inspection so he doesn't know. When I insisted that we require that we're present, he then admitted to me that they actually DON'T do a thorough home inspection and it's actually more of an overall quality check.... So they've been lying to us this entire time. The builder supervisor actually told us we should wait until we move in to hire our own inspector so we've had a chance to live in the house and find some of our own issues... Wow! How shady do they seem?
A smaller issue is we were told in the beginning we could have a say in our landscaping (I'm very into gardening). When I asked about it at our drywall meeting the builder supervisor said they don't let anyone choose anything. They just have items they provide to everyone. I insisted I don't want a tree put right in front of my front door (where they put everyone's) blocking the view of the house and he said he'd agree to let me put a stake within a couple of feet where they would have planted it so it's not necessarily blocking the front door like it normally would but don't tell anyone. Why do they keep contradicting themselves?
Right now our biggest concern is their lying about a home inspection. They just seem like a bunch of crooks, let alone the fact we've been told we'd close in 4 different time frames now. Another pet peeve is when I've complained to the builder supervisor about not being kept in the loop with weekly updates like they say they'll do he keeps responding, "Well you know, everyone's important." What does that mean? I'm not a diva. I just want them to do what they say they're going to do. My concern is based on the poor customer service so far that if we do have issues down the road that they aren't going to take care of it/definitely won't in any kind of timely manner. I have not been impressed AT ALL with this process. It's really disappointing. We are genuinely weighing whether or not we want to go through with this, but then we have to ask if it would be better with anyone else? Seems like everyone in real estate is untrustworthy. It's a shame.

We bought our home in the summer of 2007, only to find that over the next 4-5 years it all started to fall apart. Broken roof truss, severely cracked patio slab (no porch column supports), ceiling cracks in master bedroom, little or no insulation in places, and most electrical has gone bad. The home is barely 8 years old and I have friends say the damage is typical of a 25-30 year old home. KB Home has dragged their feet on our claim for repairs, and as of today done very little to solve the issues - they simply DO NOT CARE about their customers. BUYER BEWARE of KB Home. I'd never buy again!!

When we signed a contract with KB homes, we received paper work noting what services were provided out here in the Fox Grove subdivision. We closed on home day before Thanksgiving 2014 because KB had to meet their fiscal year numbers. Nothing but issues on the house and we are still unable to get cable/internet. We were aware before closing that AT&T had a box located outside of our home and under we were under the impression that cable/internet would be ready and all we had to do was a transfer. However to this date 12/28/2014, (over a month) we are still unable to get internet. We need internet to pay bills and other issues like homework. The sales office or KB said that they have nothing to do with cable in this community. We feel that they should have made sure everything was up and working with cable/internet prior to us going to closing. We called Time Warner and they also said that the services we're not available yet in this area. We have been calling to get it fixed and have had 3 appointments cancelled because it was up to engineering to fix the problem. Sales rep with KB keeps saying we have cable on our street however she refuses to listen that the cables for our home not completed per AT&T.
Besides cable issues, our touch ups have not been completed to this day. The only thing they have fixed was in the front room, a pipe busted and caused carpet to get ruined so they had to come out to tear wall down, replace carpet and repaint. I need my medicine cabinet replaced because the front of cabinet is messed up and needs to be replaced. Was told by superintendent that he would fix our front door and to this day the medicine cabinet not replaced nor has the door. The front door has a gap on the top leaving a space to where you can see light come into the house because they did not seal the top of door correctly. Also, the house on the outside needs to have a lot of touch ups with paint and powered wash to get cement that was splattered on the walls. There is still cement splattered on the concrete and was not powered wash like they do all houses prior to closing. Our front entry was supposed to be powered wash and to this day has not been completed as well. I could continue with more issues at this point.
If I could, I would want KB to buy back this home and give us the money we put down for closing. I hate this home. This was supposed to be the happiest day to happen in life. However to this day we have NOT ENJOYED living here. KB was only concerned about meeting their numbers for the fiscal year. Oh, I forgot to mention we were not supposed to close until December 15th 2014. Who knows, maybe if KB would have taken their time instead of rushing the house would be really worth what we paid for. Sloppy work and I would NEVER, ever, recommend anyone buying from KB especially in the Foxgrove Subdivision. Frustrated and not happy. I am sure KB's happy because they meet their quota and sales got their bonus check.

Well... deception is all I can say. If you're ok with the smoke and mirrors presentation, misleading and being lied to then this is the place for you! We were told several things were standard with the home, to only find out later that they were costly upgrades. Also they have the LOWEST military incentives in town. Actually we were told that they have a $1,500 incentive, however, when the contract was filled out, they reduced it to $1,000 and did not honor what was promised. BEWARE, prices for these homes start out cheaper, but do not include SEVERAL features that all other home builders include as standards. (cable hook ups, fan switches, rounded corners, etc.) Stay away from here, go to Meritage, DR Horton, or even Centex, if you wanted to be treated with respect and get a good deal on a home. Trust me, you will regret doing business with these folks. Don't get screwed... GO ELSEWHERE!!!

This doesn't change my opinion of their poor quality craftsmanship (most we just fixed ourselves or decided that the cleanup after they come in to fix it wasn't worth it). I would give them a 3 star and still tell friends to look into other builders first due to the inconveniences we were caused.

We closed on our home Oct 31, what was supposed to be the happiest day of our lives closing on our "dream home". This was the start of our nightmare. There were all kinds of problems prior to closing from baseboards to windows to tile and paint. We were promised that everything would be taken care of the day of closing. Being eager and anxious, we believed it. They had 15 days after we closed to get everything done before our final move in. Here it is, December 3 and we are still waiting. They attempted to fix some of the problems but slapped it together again like garbage. I expect professional work to be done professionally. They finally sent someone to attempt to fix my tile today, again it was not payed correctly not to mention the dust covering every surface of my home and belongings. I had to take hours that I didn't have to clean up the mess, purchase extra cleaning supplies to do so and now am going to have to do it all again because they have to tear it up again but God knows when.
1 day after my 30 days were up, the electrical switch for my garbage disposal stopped working making the disposal not work. I contacted kb and was told I would hear from someone no later than today. Here I am still waiting after 10 pm. There are so many other problems that keep getting swept under the rug. We saved our VA loan to buy the perfect house and it has turned into a complete nightmare. We would have been better off in a foreclosure.

KB homes took over Lewis built homes in Reno, Nevada. They advertised themselves as having the integrity of a Lewis home. They banked on the Lewis home good reputation. I had a Lewis built home in Reno and that home was solid. Based on this information, I moved to the East coast, sold my Lewis home in Reno and bought a KB home. Very big mistake. Everything was wrong in that house. The driveway slanted 45 degrees downgrade. The front of the house flooded. I was told that the homes in my subdivision were built too fast. Well, the ground never settled after seven years of living in the house. The walls and floor in the garage cracked. The floor on the second bedroom over the garage slanted. The water heater pipes broke, spilt water over the wooden floors, and I had no hot water in the half bath downstairs after KB replaced, added a device, and repaired the broken pipes. The floors screeched.
I called KB several times and they took forever to come fix the heater. The rest of the stuff they never fixed. They were forever giving me excuses and saying I was not home so they could not get into the house to fix anything. What they had were a bunch of con artists. I finally sold my home after 7 years. I was not the only one with problems, most of my neighbors had problems with their homes.

I purchase my house almost 5 years ago just to get the same remarks about my crack all over my house. Their famous words: "The house is just settling!" After 5 damn years, come on!! I shown the KB home guy how my concrete in my garage is cracking that is leading to my house foundation concrete cracks and how it is separating from my house foundation concrete. Also, I pointed out my entrance door way concrete crack in leading to my door way crack vertically. Thus, a long horizontal about eye level following me to my door as I walk from the starting point of my entrance way. On top of everything else, after every rain I have a 2 to 3 days pool in my backyard. Almost all my interior top to bottom corner edges have cracks. I patch them, they crack again.
My exterior stucco is filled with stair steps block line. And on my house right side I have stucco budging at bottom. All of this in mine. The KB Homes guy said, "All this is normal". Really, am I that stupid!!! City Hall here I am..... and Problem Solve!!!! I don't have money to waste on idiots!!!!!!! In addition, I am paying association for a none gated community. When someone vandalized our boxes we had to pay out of my pocket even though I don't own the property where the mailboxes are located. But we have to maintain the property that we do not own where the mailboxes are located.

Luckily for me, I have not yet had major problems like others have had with their newly built KB Home. I purchased a 'to be built' home 2 years in Kyle, Texas. Just a few months after moving in, I started having problems with my back yard flooding. Lucky for me, they came out and redid my whole yard even though they tried to tell me that my two dogs were the reason why my yard started flooding and that they were doing me a 'favor' by redoing my whole yard. A year later...I find the grout in my tile floor starting to come up. I called the customer service guy for my neighborhood and he told me that the reason of this happening is cause of my dog's nails digging into the grout. I have never heard of this before and if you ask me..I call that a BS excuse just to get me off his back. So what happens to everyone else who owns a home with tile and has dogs?
Also -- the tree in my front yard has died and I have requested for a new tree.. My customer service rep has claimed they spent a lot of money redoing my yard that they cannot help me replace my tree. Yet the house across the street from me which has been built for 5 years+ just got a new tree for free from KB. What a load of crap. I am putting my house on the market before anything major happens and will be building a new home with a different builder. I do not foresee myself buying another KB Home in the near future.

Water go inside my house. Date issue - 08/07/14. He called my wife with a bad attitude saying that the warranty was going to be expired, but that is not the issue, we`re just calling for warranty. I could not believe the kind of service we been getting with this company KB HOMES. On 08/12/2014 at 9.00, that's when we had the appointment. Kyle called my wife saying that the guy is going to be there 30 minutes late and we said OK. I was out side and he told me that he was here for KB HOMES so I let him inside the house and he went upstairs and show him the window that was bad and he told me he was just there for the sheet rock and he said that he wasn't work for KB HOMES, he is a vendor. He sell sheet rock for KB HOMES - a third party, he was just doing a favor for Kyle. He told me that because I asked for {ID}. His name is Tucker, that he represent KB homes. I told him that "You know that you are not suppose to be here because I didn't call you and you don't have an ID and that I can call the police because you don't have an id."
So did call the police and he run away because he said that he didn't wanna go to Jail. When he run I took picture of his car that he was in and I made a police report. I called Kyle and I left a message on his cell phone - he never call me back. 1 days later I called vice President Tim Dennis at 281-668-3800, I told him everything I spoke with him on Thursday. He said that "He is the vice president and he will fix everything but I need to call you back tomorrow to check his schedule to see if he can come on Thursday because that is the day I can see him." I waited Friday 22/2014, he didn't call me. Today is Tuesday, the last day of my warranty - get expired 08/19/2014 and Mr president Tim Dennis had not call me back. Please can you help me.

I bought a new home from KB HOMES in grand landing Florida last year. I started notice extremely high water usage on my system LAST 8 MONTHS AGO - I addressed this in writing a lot of times and in person by phone. I got nothing.... I found out that my irrigation system was put incorrectly .... plus the system is malfunctioning which is causing me thousands of dollars in lost water and stress dealing with kb employees who will not repair my fault system.

Bought a KB Home 2006. Roof leaked before I ever moved in. Took two years to get fixed. Next walls leaked. Plumbing busted in walls. Electrical stopped working. Whole neighborhood defaulted (70%). Paid $320,000 & house is assessed $70,000. Most of neighborhood leaked. Most of neighborhood was sold to speculators. KB Home's sales addendum said NOT their policy to sell to speculators. Happened all over the state. Then after nine years - someone - (FTC? ) - made them remove & apply new stucco. Houses they patched 9 years with caulk & paint, if they did anything, had been built wrong. KB Home did not build them with the required drainage weeps and joints. Blamed owners - said they needed to paint their houses every 1-2 years! The cost!
Houses are re-leaking, not fixed right. BUYER BEWARE - BEWARE - BEWARE. I am financially ruined. Can never sell the house. Stigma & damage too great. Can never re-finance. FL Attorney General investigating. DOJ filed appraisal fraud lawsuit - settlement. Texas made them tear them down. Now refusing to fix foreclosures they built wrong. That's a lot of houses. Imagine the neighborhoods. Ruined. Slums of tomorrow. LONG HISTORY of bad construction bad warranty compliance & fraud. Lots of websites out there about how bad they are.

After having discovered water damage in the drywall of the garage, I immediately had someone come to the house to assess the problem. Concerned it may be a leak from a water pipe, I had someone look at the plumbing and even the washing machine/laundry room which sits upstairs somewhat close to the area in question. After long assessments of this distressing water damage, it was discovered that the damage seen in the garage drywall was coming from the roof!
At first we thought it might be some damaged area of the roof that leaked, but I was actually a "design flaw" in the roof: where the roof of the house meets the roof of the garage formed a reservoir!! HOW AWESOME IS THAT?! So, since I've owned this house, water have been collecting in this reservoir every time it rains and eventually saturating through the roof making it through the second floor all the way to the garage, saturating everything in between. Of course, there was no indication of this happening UNTIL THE DAMAGE WAS SEEN IN THE GARAGE.
I immediately had someone fix the faulty roof, and all the damage it had caused (and it was extensive) and called KB Homes to discuss reimbursement for this problem, thinking that they would AT LEAST pay for the repair of the roof design flaw that existed. Their response and claim: Since it was not an emergency KB Homes would have fixed this problem if KB Homes were made aware of it. Since I did not use a KB Home authorized contractor, KB Homes will not reimburse me for the repairs. And since this is not a structural damage issue KB Homes is not obligated and therefore will not pay for repairs related to this claim.
I would like to add that is only one for MANY, MANY damaging flaws I have discovered throughout the house since I had purchased it, but this is the most recent and so far, the most damaging and THE MOST COSTLY. I also want to add that it takes a great deal before I complain about anything, but this issue with the roof and KB Homes' response of utter disregard was irresponsible if not simply unacceptable. Being only one person against the second biggest home builder in the country, what can I do if they, KB Homes, refuse to reimburse me for the repair of their faulty product? Under the warranty after two years, I am not protected against damage resulting from KB Homes' faulty designs or the repair to faulty designs that would continue to rack up expensive damages.
After a quick search on the internet of KB Homes, I was not surprised to find that there are HUGE numbers of complaints against KB Home that continues to mount! Apparently, KB Home had been building and selling so many shoddy homes that even our State Representative Debbie Mayfield said she wants Florida to stop KB from building more houses until they fix the ones that weren't built correctly. Wow, so how many incorrectly built houses do you have to build to upset a State Representative in like that?! State Representative Mayfield also chairs a legislative committee for the department of business and professional regulation.
KB Home claims to be diligent with repairs to the homeowners' satisfaction but they neither did any repairs, reimbursed me for ANY repairs on the KNOWN DEFECTIVE DESIGN ELEMENTS of the house, and their claims department was all too happy about pointing out how they cannot be held responsible for the cost of the repairs to this WELL KNOWN DESIGN DEFECT nor the damages caused by it.
In conclusion, I am neither happy or satisfied with KB Home with the house they sold me or the services attached to this house. They have not been helpful nor pleasant about the few issues that I had brought to their claims department (out of many, many issues that actually exists with the house). The simple fact that KB Home refuses to accept responsibility for the cost involved in correcting the design flaw that they knew is common in the roof of these houses, and certainly would not take responsibility for the damages resulting from it makes me feel they are an awful company selling cheap shoddy products that they are unwilling to stand behind.

I walked into KB Homes model homes in Anniston Pines in Jacksonville Fl and fell in love with the model and file out a loan application with Nationstar so I could the 3% close cost. My credit score was close and I was told I needed to pay off my credit card to get my credit score where I needed it for a VA mortgage and I said I would have them paid off by June. I received an email from Nationstar at the beginning of April stating they needed certain information from me. I replied that because I received my income from the VA, I did not received I-1099 and the money I received from SS was under a certain amount I was not required to file my taxes and also because I get money from the VA (which is not under Federal Law is not required to count that money for tax purposes).
I got an email saying ok and I send Nationstar how much money I made from both SS and VA for both 2012 and 2013 and income verification letters from both. I sent an email on May 7 to Nationstar asking if everything was ok and I got a reply saying that KB Homes had asked them to send my information to Primelenders. Then on May 13 while I was talking with someone from Primelenders and without my knowledge or permission they ran my credit. I was never asked my social or my permission. I found out that they did this when I got a notification from the equifax that someone had run my credit. I contacted Primelenders and asked them what they were doing running my credit without my permission and the lady said I am sorry.
I have since filed two complaints with CFPB, one against Nationstar and one against Primelenders. I have also filed a complaint against KB Home with the FTC for identify theft. I will be meeting with a lawyer also to file lawsuits against both banks and also possible against KB Homes. I have also placed a Fraud Alert on my credit report. So if you find yourself in this spot like I found myself, remember you are protected under Federal Law. I am lucky I have the email stating that KB Homes asked Nationstar to do what they did. The other thing is that Primelenders denied me a mortgage I did not apply for. Also when KB Homes did this they sent it to a bank that was going to make it harder for me to get a mortgage.

I purchased a KB Home 4 years ago in Inspirada in Henderson and have had one problem after another with sheetrock cracking from one wall all the way across the ceiling to the other wall. During the first year they repaired the cracks, in multiple locations several times at no cost. After the 1 year period they said the cracks were a natural occurrence and the homeowners responsibility to repair, even though they were in the same spots which they never fixed right in the first place.
Come to find out they have been repairing several of my neighbors' homes that have the same cracks in the same spots and covering them even though we all purchased our homes at the same time and no one is "under warranty". Talk about discrimination!! I would never purchase a KB Home again as they try to give you the run-around. There are far better builders and more ethical organizations that stand behind their product than KB Homes. We will be dumping this piece of crap home and moving over to Pulte Home. Stay away from KB, at least in Inspirada!!

I have been dealing with many issues after I signed for the house. Water coming in front the sliding door, mold and inspections were not done in according dates. Mold in the master bathroom. I have no more patience with this situation because I have health issue as result of the existing mold.

While reading the reviews, I was not the only person that KB decided after writing in their contract that my deposit was refundable if financing should be a problem. I worked with their lender for some time, and yet was not able to fund. They refuse to give me my deposit back, and have been giving me the runaround for months now... be afraid when dealing with the unprofessional builder. Off to small claims court for me.

When we first moved in, the entire roof had to be replaced and after seven years tiles still falling off. KB told me to get in touch with the roofing co. They are out of business. After almost two years, the heater started to malfunction still under warranty. They sent at least twelve guys to fix the problem, still not fixed. Once again they told me to contact plumber, out of business. Told me I would have to pay for another plumber to inspect it.

KB Homes is in Lakeland, Hunters Grove Subdivision repairing the stucco on many homes. However when it comes to my home, which has deep cracks and defaults all around they are trying to take a shortcut and repair only 1 side of my home. I am seeing all these stories online where KB homes are putting people's health at risk & continue to cut corners is a despicable act and warrants bigger penalties that exceed a monetary value.
KB didn't do it right the first time. My house is showing serious deficits and for KB to look me in face and say that they are standing firm in their decision with half doing the work the 2nd time around has infuriated me to the point where I want everyone new homeowner, future business investors, stockholders, new channels and anyone who will listen to know that if KB home chooses to fail trust of the homeowners who put their trust, our trust in them, then they don't deserve another dollar until they do right by the dollars that were already invested.
Our house was built in 2005 and I am currently seeing many people in my subdivision having work done on their homes which should be covered under our 10 year warranty. There are many thing falling apart in our home that should still be under warranty, items such as:
* Many large cracks in the outside structure.* The separation of drywall tape beneath the paint.
* Guest bathroom tub - The overflow drain is not connected to anything, so if water reaches above this point the water drains under the tub, into the ceiling, down the electrical, into the ceiling fan and onto the downstairs carpet (the fan and possibly the electrical is ruined. We don't even use it for safety reasons).
* The AC unit is poor at best... During the day it never gets below 79 degrees no matter how low you put the thermostat.
* The windows (many of them) have lost their locking mechanism and falls forward during the slide up process.
* The handles on the sliding glass doors were poorly made and has broken off.
* The space between the kitchen sink and window is more than an inch uneven (we put in a back splash and there is a gap at 1 side).
* The seal around the shower in the main bathroom wasn't properly completed. Water gets behind it and caused mildew.

KB is the worst company I have ever dealt with. We bought our paired home 4 months ago and have had nonstop issues. The process of having the home built was horrendous and we had to constantly ask for updates which were always inaccurate because I was visiting the house regularly since I work down the street. At the design center, we passed on upgrades because we could do them on our own, only to find out when our home was completed those upgrades were standard, so KB was trying to charge us for upgrades that were standard. They even missed the closing date, which they set, and then at closing, a KB document was missing, so we had to wait another day, causing major scheduling issues. That should have been the red flag but we had our own independent home inspector and the house had to pass city inspections, so it should be a good home???
Within a week of living there, a very large sink hole appeared in our front yard next to a community sidewalk, you could see about 4 inches under the concrete. To KB's credit, they did compact the area, several weeks later, but since they completed the work, our sump pump drains water daily. We were guaranteed a 10% graded away from our home. KB has admitted they didn't do that on some homes and courtyards and over the past 4 months have been trying to fix the grading issues. They have relaid the concrete in our courtyard 2x and 4x in some places. They relaid our driveway pad, which has sunk about an inch since. We recently had heavy rains and now you can see about 1 ft underneath my concrete pad coming out of the garage about 6 inches under our stairs in the front and and side yard and several weeks after the rain stopped, the sump pump still is going off daily.
Our community recently received an email from KB admitting that some homes have experienced major foundation issues and they hired an engineering firm to assess and solve the problem. After that email, we discover a large crack in our basement wall that was hidden behind some boxes. You can fit a quarter in the crack and we have only lived in the house four months. There is no way I can trust KB. I would be an idiot if I did, and there is no possible way I could sell my home today for what I paid for it.
Our first HOA meeting is approaching and as our community begins to look at the issues we face, we have discovered that KB holds almost all of the board positions on our HOA and the management company of the HOA is hired by KB. So BUYER BEWARE. YOU ARE DEALING WITH RATS AND CROOKS, PROTECT YOURSELF AND DON'T USE KB.

We signed a contract with KB Home back in April, where they said they would not deposit our good faith money but they did anyway. So they sent us to an outside lender who was horrible. They did not communicate with us at all about our loan. It came time to close and the lender told us they had to move it back. Once it got moved back, we found out they could not get us a loan at all. Once they told us this, we went back to KB to try and get our money back, but they've been giving us the runaround. The new sealer on site told us that she would be calling corporate to get some paperwork for us to sign and we are still waiting on the paperwork and it has been five weeks now and haven't heard anything from the sealer or KB Home corporation. When I called the sealer last week, she told me she was going to call again to see what is going on but still haven't heard from her or corporate. So if you want to deal with KB, more power to you but I feel you should not waste your time.

The air conditioning has cost us almost $2000 in repairs. Our home is 7 years old. We were told they installed it improperly and it isn't even an adequate size for our home. In order to fully access the unit for repair or replacement we would have to break into existing walls. They also put in one of the worst rated water heaters AO Smith and installed it improperly. It has malfunctioned and leaked water through walls and onto the floor of our third bedroom. The only reason I am not giving it one star is that the overall house and community are beautiful.

KB is a horrible builder! My house was build in 2010 and the AC is already having issues with the anti-freeze running out. This should not be happening, not for another 4 years, according to the repairman. KB washes its hands from their dirty work. They sent me a 2 year follow up and when I told them of the things that were wrong with the house they never fixed them, just gave me the runaround. I told them our water was smelling from one of the bathrooms and they said it was the city water... Well that doesn't happen with all the faucets in the house. Then there was an electrical problem with the light outside the garage which they supposedly fixed and I'm still having the issue. When I told them about this during the 2 yr followup they didn't even pay attention to me and did NOTHING! DO NOT get involved with KB.

We purchase a 2 story 2200 s/f house in Las Vegas, NV area, as document showing this house build by KB home in 2005. Have 10 yrs. warranty, expire 2015. Due to renovated inside the house, our worker told us, they find outside stucco wall is bad & show me the condition. The stucco on wall just like aged bread, it can be drop off like powder if use your finger press it. I check whole house & find all 4 side stucco is same condition, so we contact KB. KB respond is very quick, they agree send someone to check it.
After they check house, they agree that house have 3 side wall need re-stucco (eradicate old stucco & apply new layer, 1 yr warranty only), this is by phone conversation but no paper document even we ask that. Also KB service person attitude become very bad (just want we take it or they close the case), they even don't answer my question. 1. How come the warranty date even short than original 10 yrs. warranty. 2. The side wall they don't repair is locate in front of the house, is most important side for the house. As our concern that side has a garage door & a lot of window, not like other 3 side only flat wall, worker just need ladder, but this side if 2nd floor need re-apply stucco they must use Working platform.

I'm not totally understanding if your home is falling apart because of how it was built, it's not only KB fault but isn't also the inspector that you hired along with the city inspectors that sign off saying everything is good?

KB Home is the bottom of the barrel as far as builder options goes, and in Stapleton, you don't get a lot for your money to begin with. So typically, the saying "You get what you pay for" is accurate - but with KB Home, you don't even get what you pay for. They are great at taking your money and hurrying you to closing. They are terrible at everything else. Incomplete work, poor workmanship, no contact from construction personnel once (if you're as dumb as we were) you go to closing with your house not finished. Now, we get the runaround, passed off from person to person. But here's a tip - if you are a KB Home owner and you get a survey, give them lowest marks possible. They get their commission and bonus payments only if they get high survey marks.

Since I bought this house back in 2010, I have been having problems with the A/C unit in the house. The installer was Delair and the builder was KB Homes. Last week, the A/C went off by itself or shut down. I called Delair and they told me that is going to take a couple of days before they send a tech to check the system. Finally today, Monday, the tech arrived to take look at the system. He says there is leak but is not in the system itself. The leak is through the pipes that carry the refrigerant to the unit and in the underground pipe system. And the cost to replace it is about $1,200.00 to do the job.
I called KB Homes because it is a relatively new house, asking if I have any warranty on this house - after all it is almost a new house right! Well, they told me, “No you don't have any warranty, and you have to pay.” I think is not fair to treat me in the way they did. I feel hopeless because I don't have that much money to do the repair and it is a new house from KB Homes.

My home is eight years old and has had serious structural damage and foundation issues. I have water coming in my home on both sides of the house. I have two areas of the ceiling that are leaking from water traveling down through big cracks in the stucco, going down into my walls. I have water coming in under my trim, under my cabinets, and through electrical outlets and windows.
I have had outside companies confirm that it is structural, but KB says it's normal settlement cracks. They told me the home should be caulked every year and painted every five years. I have many areas of the home where stucco was never even put on. You can see the block. I have sheet-rock damage and interior wall damage, as well as mold and black all over my kitchen cabinets. My cabinets are destroyed. We are in the rainy season here in Florida, as well as hurricane season, and I am really worried about my home and the safety of my family, especially with water coming through the electrical outlets, as well as a health concern for the mold. My children and wife have serious allergies already and are on prescriptions to help with their asthma and allergies, and this home is not helping them.
I have a lot of defects in my home, but I am only asking KB to make it right. I am not looking for any money or pain and suffering. I just want my home to stop leaking and taking in water. I want it to be safe for my family. I have done a lot of caulking and there has been patchwork done as well. KB does not want to return my calls, messages, and emails, or help me. They say it is normal. Never knew it was normal for a house to take in water all over.

They should get NO stars!!! MY husband and I went to check out the Herff Ranch neighborhood on Boerne, TX and fell for their song and dance. We had no intent to purchase at the time. Just new to the market and wanted to see what our options were. I had heard bad things in the past, but had recently been told that they were revamping their ways. Once there we were told that we were candidates for the USDA loan, so we gave a deposit and started the buying process. We were told that our check would be deposited once financing was in place. What a lie!! Turns out that they were no longer able to submit new applications for USDA and were trying to sneak applications in. Of course, they got caught and we did not get the USDA loan. We decided that we would cancel our contract and continue to save until we decided what to do. We had been told that this wouldn't be a problem. Then the problems really started.
Turns out they had deposited our check anyway (a mistake they claimed). Then we started getting tons of calls trying to convince us to continue with an FHA loan, which we didn't want. They even started to badmouth their preferred lender, claiming that they were difficult and crappy (yes, they said crappy). After sticking to our guns, we were told that they would submit an application for us to get our money back. Then two days later, someone else called to make sure that we wanted to cancel the contract and that they would submit an application to do so. Then a week and a half later, we got another call to make sure that we wanted to cancel the contract and were again told that the application to cancel would be put in. Then two weeks later, we got another call just to make sure that we were wanting to pull our contract before the application to cancel was submitted. WTH?
At this point, we explained that we were very upset that this process had been drug out and that we were under the impression several times now that our contract was canceled, and we would be receiving our check. The regional manager then told us that he would make sure that it would be submitted and we would receive our check in 2-4 weeks. Now 3 WEEKS LATER, we received a letter in the mail that if we would like to cancel our contract, we would have to fill out this paper. Once it was received, we would get our check in 4-8 weeks.
When we called to find what the hell was going on, no one could give us an answer. Then the salesperson we had originally spoken to called and yelled at me for bothering her on her day off. I NEVER even asked for her to contact me. We had asked that the REGIONAL MANAGER call us. When I finally got his number and contacted him, he, of course, had no idea what I was talking about and had no relocation of any conversation with us. He could not tell us anything other than our contract had been canceled and we should eventually get our money back. The money that they were never supposed to deposit. When I asked if he agreed that over two months for this process to happen was excessive, he said "I cannot comment or clarify anything to that extent." WTH?
Well, I will do it for him. IT IS EXCESSIVE!!! I cringe to think what would have happened if we had continued to purchase a home from KB Homes. Their business practices are shady!! They lie and mislead you at every turn. It doesn't matter what they tell you. They won't remember the next day. BE WARNED!!! DO NOT BUY FROM KB HOMES!!!

We purchased a home in 2007 and built our home from the ground up. Since then, we have had over $30,000 in damages due to plumbing issues. The first leak was in the wall coming from upstairs to downstairs. We had to replace our entire kitchen cabinets because there was also a leak in the kitchen; we had to replace sheet rock, ceilings, and flooring in our entire downstairs. Once we fixed that leak, we had another leak a few months later.
We contacted KB to inform them of the problem; after they realized our warranty was out, they didn't want to help us. According to our plumber, pipes weren't sautered correctly. Now that we've gotten that fixed, we've come across ANOTHER LEAK. This is ridiculous. This seems to be a known issue with KB. We wouldn't recommend anyone building a home with them. We've had foundation problems, we've had to replace one AC unit; this is sad, and our house is only 7 1/2 years old.

I live in a KB Home sub in Florida. 65% of the homes leak through the walls. KB Home made cheap patches that re-leak - if they do anything at all. 69% of the homes defaulted. Banks sell them for pennies. You can't possibly sell them in this condition & they will always be stigmatized. Now KB is removing the stucco after 7 years of leaks. But one year later, a house that had this done it is re-leaking! It's a nightmare. I'm financially destroyed. I paid $320,000; it's worth $90,000. I'm ruined!

Since moving in back in 2009, we've had consistent A/C and heating issues (incorrectly installed unit, incorrect parts brought out to replace broken parts, spraying oil randomly ...); the foundation has cracked (thankfully, we were able to go to an outside person and get that fixed) and the windows are so poorly installed that any drizzle comes in around the edges. KB Warranty Dept. never returns calls and stopped honoring warranty items within 6 months of our home purchase. We also have tiles coming loose in the bathrooms and have had to have the lights in the hallways reinstalled after they "fell out of the ceiling" due to poor installation. The front door was also poorly hung and had to be rehung three times before we could shut it properly.

In 2010 my husband and I purchased a new KB Home in Northern California. At first the experience was wonderful. Everyone was extremely professional and everything seemed great. Then things seemed to change after KB Home was leaving our community and we made our first warranty claim. Within the first few months, we noticed some slight bubbling in the vinyl floor like a slab crack had been developing underneath. KB Home sent some Christopher Walken-looking floor guy who arrived two hours late. He didn't introduce himself, just stood there staring at us after the door was opened for him to come in and was very unprofessional.
He was supposed to open the floor yet refused, saying KB Home will not pay him to put it back. He also told us that it's normal and all these KB Homes have cracks, big cracks, cracks everywhere. Later I got a call from a KB Home manager saying, "I need to come out and have a talk with your husband." Some KB Home manager looking like Vito from the Sopranos dressed in all black arrived. This guy was also unprofessional, didn't introduce himself, didn't say anything at first and also just stood there staring. He came in, stopped, looked at my husband and first thing he said after coming into our home is, "so I heard you're going to sue us?"
After my husband told him what was said, he said they'll pull up the entry way vinyl but flat out refused to pull any carpet saying the crack could go across the home to the other side; but if it does is purely cosmetic, which we believe is warranty fraud. We also believe these guys know this is common with their homes. We were getting real sick of all the runaround, so we just decided to leave it alone at the time. After they later left us stuck with downstairs ceiling issues and feeling like we could no longer trust KB Home, we pulled the carpet finding a crack going from one side of the house to the other.
To make matters worse, they can't even properly repair our downstairs ceiling issues. We can't understand for the life of us how they could even build an entire house, but can't properly repair a ceiling even after replacing the ceiling drywall with their best crew. When you turn the light on, you can see bumps, ripples and waves. It looks like we're living in a slum home. KB Home's own district VP started to get loud at my husband in our home for pointing out the remaining issues, saying it's a nice ceiling, there's nothing wrong with it and that our expectations are way off.
We've had a long list of issues we could have complained about, only expecting KB Home to resolve a couple of issues and they couldn't even do that. We think KB Home seems to consider it a warranty repair even if the work is shoddy and they'll tell you it's acceptable. We feel like all we get from KB Home is more runaround and games. We think KB Home is a joke and the homes they build are garbage, but they make them look pretty and grand with all the cheap design touches to try and make their homes appear better than they really are.
We didn't buy a new home that was advertised as quality construction with a 10-year warranty for piece of mind with customer satisfaction to be dealing with this kind of unprofessionalism. Buyer beware. We are not the only homeowners having issues with KB Home! Google search KB Homes and YouTube search KB Home for more information about our story and other homeowners' stories. It's not just us having issues with KB Home. Please do your research as we believe KB Home violates an FTC Consent Order through deceptive practices and warranty fraud. It wouldn't surprise me if these guys are now running around on their best behavior after all the websites, YouTube videos and news reports about KB Home.

We have had multiple issues since moving into our KB Home. Issues range from the ceiling caving in because a nail was drilled through the drip pan, air conditioner compressor broke three years consecutive because the unit was mismatched, cracks in foundation throughout the entire sub-floor, nail drilled into the condensation pipe causing water to release into the interior wall, and standing water in the front/side yard. All of these issues have been documented with KB Home. However, they choose to repair what they to. We installed hardwood flooring recently, only to find out that the sub-floor is unlevel. The floor moves because there is a dip in the sub-floor as much as 1" deep. I intend to tell everyone I know.

I purchased my townhome on Nov 30, 2011. I'm familiar with the business. My new home has a crack going up the wall underneath my window. I called the warranty dept and was told my warrant was up. Well, before my warranty was up, I informed the foreman Ken that my driveway was cracking unusually. Not the usual wear and tear but bad. His response was it's wear and tear. I informed Mr. Ken that as bad as the crackers are, I have to believe it will lead to foundation problems.
Of course, KB sent someone out and of course, they fixed it. Now just as what I said would happen has happened. I can't even believe this builder is allowed to get away with this. In 1996, KB had to pay $2 million for forcing arbitration on home buyers. I will be getting a lawyer involved now. Besides that, I will make my business to let possible new home buyers know about my problems. I also plan to go through this new subdivision and speak with more neighbors because after speaking with several of my neighbors, I found out that they are having similar problems.

Bad experience with KB Homes - Please do not sign the contract with KB Homes. We signed our contract with KB Homes located at Birkshire, MD in June and they promised to deliver the house by October. They still haven't handed over the house to us. We are unsatisfied with their construction quality and the construction manager on-site is very irresponsible. When we signed the contract, we upgraded to have Oak stairs and they didn't realize it until the walkthrough day. We already started seeing so many issues without even moving into our new home. This will be our first home and we are not excited to move in with all these issues with the builder.

We are experiencing a never ending nightmare in Willowbrook community and 12 other Florida subdivisions built by KB Home due to shoddy and dangerous construction defects, which were not disclosed to unsuspecting buyers beginning in 2007 and continuing through 2010. We are now living in unsafe, moldy, collapsing homes - many less than 5 years old. Our town home is barely 2 years old and it is literally falling apart. Government officials are now aware and countless news media already reported about the truth of how KB Home builds, ignores warranties and violates disclosure laws.

Please do not ever sign a contract with KB Home; they do not communicate information to the customer and everyone is on a different page. When it comes to receiving information, you will be the last to find out; they tell you one thing, but they always do another. They are not honest and their construction process for building homes is a disaster. They advertised that it takes four months to build a home, but you might want to get that in writing; this has clearly not been the case for me. You complete all of the required paperwork in a timely fashion, but they still build others’ homes first; these are people who signed contracts after you. I signed my contact in July and they just started building my home in October. So of course some of their advertisement is misleading and false. The only reason why they started then was because I emailed and complained about why others homes were being built before mine.
They will always have an excuse or they will not be able to give you a direct answer to your question. I have decided to switch builders because the stress is not worth it. If your lease is supposed to end during the time that you are supposed to close, you might want to extend it if possible. If I knew then what I know now, I would have turned the other way. I am already disgusted and frustrated with them before I even moved into this house. Do not spend your money with someone that is not honest and upfront because this process takes a lot of time; this is a big transaction to deal with constant excuses and lies. I would rather spend more money for a home elsewhere than to have all of these headaches; it is just not worth it.

Ugh. I am so fed up with KB and we haven't even moved in yet. The sales rep told us that she could get us some 'free upgrades' at the design center. And then the next day, she sent my agent a nasty email saying that they want us to cancel our contract so they can sell at a higher price. And why in the world would they give us a discount? First of all, she is the one who offered us the free upgrades and then turns around and is all nasty with us. Secondly, they told us our house would be ready in November, then it was December, and now it’s going to be January! Then, they go on to tell us we have to change the exterior of our home or move lots, after it was supposedly not approved by the city. The sales rep then tries to get us to move to a smaller, subpar lot and refuses to give us a discount, saying it’s not their fault; it’s the city's fault.
Lastly, we tried to make an appointment for the frame walk and we explained to the sales rep that our schedule is tight because we both work full time and have 2 small children. We called and tried to get an appointment. She said that the builder didn't want to make time for us; he was too busy to take us on our walk through. By this point, my husband is furious and wants to walk away. The customer service is horrible, and they don't give a crap about us. I don't know what to do.

We purchased a new KB home in 2005 in FL. There are cracks in the stucco and water getting in behind the walls and windows. We now have a hole about the size of a softball under our front window from water damage. I had a painting on my back wall and I noticed a large black spot on it. I thought it was a stain on the glass somehow. When my husband took the painting down to examine it closer, we realized it was mold. The mold was from the wet wall behind the picture. The picture I've included is from water damage under our kitchen sink due to KB not sealing up the pipes to the inside.
Our neighbor three houses over had his entire house stripped down to the frame, and KB paid to repair his house but refused to do ours. In the letter, they stated it was homeowner's failure to maintain the house. There is another house in the neighborhood that is currently vacant and has yellow caution tape around it. My husband saw a worker repairing the house and was told by him that the house is full of mold from the cracks. We have photos of this house too. We've had numerous other problems with the house that I can explain further if necessary, but the cracks and water damage are the worst. KB will not do anything about this despite our 10-year warranty.

Dining room sliding glass patio door: It rains in my dining room when we get heavy rain. I own my place outright and I don't like putting buckets in my dining room whenever it rains, which is quite often in this part of the country. KB Homes is telling me that I should be the one paying to have it fixed. The house was purchased in 2008.

Buying a new home and we are very excited; however, we are now having concerns. Upgrades are paid for and you go to check on your investment to see rusting nails in the tub? No plastic film on the tub, nasty green water in tub. I can handle a bug but sheet rock, possible nails, etc. Going down drains? We were told the film would float up if the water were in the tub. After inspection and water was no longer needed, there was even more careless actions. Where is the project manager? Oh, we called him to inform him of damp sheet rock but he's sick! We went back the next day or so to find roof peeling back without black paper over wood as required.
This same day we found corona bottles and tops in several places. This was after we cleaned their lunch, soda, watermelon, cigarette butts, etc. up for weeks. We also have taken time to make the job a lot cleaner - shop vac being used to remove saw dust, etc., which we knew wasn't a concern to the sloppy workers. Removing debris, nails, sheet rock, etc. Just helping to ease our minds. Insects were also an issue, which was the beginning of our extra work of cleaning and spraying, but it has begun to show how careless the workers are!
We have not received a return call from the project manager after pics. Calls and messages from the sales rep were left. It seems the sales rep cares, but she's not building our investment! We stayed on the site for several times a week and are now having unresolved issues! I will update in a few days.

When we purchased our home in December 2009, we thought we were buying a quality product with the added bonus to select upgrades. We should have known the home was built substandard as KB Home contractors came in to fix cosmetic and structural problems (i.e., week subfloors on 2nd and 3rd levels) and complete unfinished upgrades shortly after moving in to the home. We were alarmed with the workers sent to our home as they were unable to properly hang a ceiling fan and appeared to be under the influence. We shared this information with John **, the construction site supervisor for KB Home, and he responded that they had hired a new company to get the job done.
In the last year, we noticed several rusted screws come out of the ceiling on our 3rd floor and continued week subfloors on the 2nd and 3rd levels. We are not sure if the exposed rusted screws mean we have water damage or if they were rusted during the construction of the home, but are definitely alarmed by this. We recently have cracks around our living room window. Again, given the problems many of our neighbors are having, we are not sure if this is an indication of future water intrusion. Last, we have witnessed many of our neighbors struggle with multiple structural problems including crumbling decks, water intrusion, and weak flooring. We now live in fear of what lies behind our walls and beneath our floors in our home. We may already have water saturated wood framing and mold resulting from continuous water intrusion many of our neighbors have discovered.
We live with the realistic possibility that one of us or our son could fall through the floor due to high levels of moisture accumulating in our subfloors. Our family has been deprived of the full enjoyment of our home. We can no longer afford to be subjected to the health risks and uncertainty of paying for mistakes that were not of our making but that of KB Home and its engineers. The astounding number of homes reporting continuous damage and weakened structures is shocking. We join with other homeowners of this community who are at serious physical and financial risk with their defective homes.

I built a home in the Willow Springs subdivision in Houston, Texas in June 2012. It's now Sept. 2012 and they have built a house next door which is so close that when they laid the slab, concrete splattered all down the side of my house. I went to the Sales office to see who the builder was and they gave me a man named Don and advised me, "Oh, he will yell at them." I don't think the workers need to be yelled at; I need my house repaired asap. I haven't heard from them since and the builder himself seemed so nonchalant and sounds like he was just going to blow me off. I'm calling today and filing a claim with my insurance and then let them deal with the builder. They are also so messy. They leave nails out and I've had two flats on my two cars. They leave the area looking like a war zone when people and kids live on this street. My trash hasn't been picked up because they block the street, so the trash company I pay can't even provide me with my service because KB builders are in the way. I will never buy another KB home. Do your research. They are full of BS.

We bought a used KB home with a 5/10 warranty. The house was 4 years old. And we had a crack across our entire master bedroom ceiling. So we called KB, and they sent someone over to fix the issue, but all they fix was the crack and not repaint. We have called them and even gone down to the sales office, but they say they are going to repaint, but never get back to us. This has gone on for 6 months. Good luck if you buy a KB home.

The pipe broke from the air conditioner outside. I told them 2 years ago. When they came, I had to pay to have it fixed. Also, my dishwasher has no front on the bottom. They said they can't get one. Nails stick my feet when I go on the carpet. It's not fixed and going on three years. Stucco's cracking. They told me to put filler in and paint it. Cement's cracking. Air conditioner was put in wrong, and its bottom had to be opened for the air filter. Almost all trees in my road died. They did not paint inside the home, just primer paint. All folding doors are turning up on the bottom corners. The grass was just dumped in, not rolled or laid down right. I still have blue tape from closing day. That was never fixed.

We bought a KB Homes paired home in Stapleton, CO. When we first moved in, we noticed that our side yard seemed smaller than our neighbor's. When measured, our side yard was 10" narrower than stated on the survey; and our neighbor's was 10" wider. After contacting KB Homes several times, the neighbor's patio had to be sawed off 10" and our shared fence moved 10". When we asked the superintendent how this could have happened, he said he just doesn't have the time to check everything.
After 6 weeks now, the neighbor's sprinkler wire tubing is still on our side of the fence. KB Homes sold the unit that is shared with our building to someone who bought the home with no upgrades with the idea in mind that he would do all of the upgrades himself. He is doing this construction work at night and on weekends, so this has been going on for 3 months. We can hear hammering and drilling at all hours of the night and weekends. It starts at 7:00 in the morning on the weekends, and during the weekends, sometimes after midnight.
We have complained to KB Homes about the noise, but they claimed that they have no responsibility for this, even though they sold this person the home knowing that this is what this guy's intention was. We can complain to the HOA, but KB Homes has the majority board members. We have complained to the HOA on the issue of other paired homeowners making changes to the exterior of their homes, but the HOA doesn't do anything about it. Even though they say the homes are covenant-protected, anything goes. I don't recommend buying anything from KB Homes in Stapleton. They talk the talk, but don't walk the walk.

There’s water damage in a home that is less than three years old. I had rain water came in from the wall (as they say). It damaged the cabinet and mold was found, which means water was there before now. They told me it’s my responsibility, not theirs. They found no leak and just a small crack. They said to the insurance company to come out.

I was buying a KB Home in Katy, TX. I picked out all things I wanted in my new home at the center. My sales rep will not leave me alone and she will call and call. I talked to her and she wanted me to sign the papers so I did. I did my research and talked to the people who lived in the area. But I wasn't so happy so I called my sales rep and I said that I have a hardship in my family and that I will be moving back to Louisiana. (God, please forgive me for lying to this lady.) Sometimes, you have to do what you got to do. All my $1,000 was returned. Good luck to all.

Let's just say that the problems began before we even moved in. I will try and remember as many as I can but it is pretty hard considering there are so many issues. Let's start in the kitchen. Our countertops were uneven and there is still a gap under my dishwasher that has nothing under it. We have a double oven and the contractor who put it in cracked our cabinets to shame so they had to be replaced. The toilet paper knobs kept falling off and the windows downstairs are not level. The sheetrock they used chips in all corners and baseboards are uneven which tells me the floors are uneven. The floors had bubbles and we eventually took them out and laid down tile.
Lo and behold, there were tons of cracks in the cement floor some of which were huge holes. There was a spot in the ceiling in our laundry room that completely fell out. So again, someone had to some out and fix that. The upstairs floors moved, creaked and actually had a dip at one point in the hallway. It took them about 3 to 4 times coming out to fix this problem. The biggest problem is our stucco issues. It has been cracking since day one and we have said something about it since day one and all they say is that it is the warranty guidelines. Now, 2 years into our brand new home, there are 3 areas where our stucco is bulging and about to fall off. The only thing KB wants to do is fill in the cracks and paint it. I actually had a stucco specialist come out and take a look at it who wrote up a report stating that KB's contractors applied the stucco wrong, that it is always going to crack and how it can be fixed the right way.
Well, the right way is far from filling in the cracks and painting. I am at a point where I want to sell my home and never look at KB ever again. I have expressed to them that the cracks may have water in them which we all know leads to mildew and their response is, "oh well, this is the only option we are giving you to fix it," not the let the wood dry out if wet and re-do the stucco like the specialist told me it should be done. I would stay as far away from a KB Home as possible because all it is going to do is cause you headache and tons of cash. None of the people I have dealt with at my KB Home community give a ** about any of their homeowners. All they care about is their paycheck. Dealing with Darren ** and David ** will do nothing but ** you off because they are the absolute worst when it comes to customer service. There is only one person who ever cared to look at our concerns and be nice about it but I won't drag him into an ugly situation.
Just beware that they will talk a good game and make their homes look like a masterpiece just to get you to sign on the dotted line. However, they do not provide you with a warranty book until after you sign and then, when you have problems, they tell you, "Oh, didn't you read the warranty before you got it?" Their warranty is bogus and a big crock just to get you to sign the contract. I pay almost $1500 a month for a house that is falling apart. This was our first home and our dream home and I'm regretting every second of allowing KB the opportunity to earn our business because they are the last ones on earth I would ever consider giving my money to again. Do yourself a favor and stay away from KB Home in all states.
Read customer reviews because, after my experience, I did and I wish I did my research before buying my home. There are thousands of bad reviews mainly for stucco problems and mildew, not the type of problems you will want to see in your home, period. All I can say is that after they "fix" my stucco again, I hope that I never have to talk to another KB Home representative because they are money hungry, rude and inexperienced.

HAVC unit issues - I have contacted KB Home several times regarding this issue and hired many technicians over the years. This issue is still pending - that is, it is well overdue to be resolved. Yes, KB Homes have sent their technicians out, but the issue still remains.

Hardwood floor is cracking - I've been in the house since Dec. 3, 2012. I have some complaints concerning the floor prior to moving in - cracking. I was told after a month that if it does not stop, they would come and fix it because it is under warranty. I called several times at the office and also the corporate office in CA concerning the matter, which contacted Raleigh office, which contacted the Clayton office. The floor people did come out and check. They stated that they would come and fix the floor. They have not done it as of today, 7-2-12. The maintenance man was very rude and stated they would not be able to fix the floor under warranty.

This is a follow-up to my previous complaint about this home. It's only six years old, and last year, the air conditioner didn't work and needed several pounds of Freon. It worked until about the beginning of May this year. Well, just today, after being in sweltering heat because of the financial situation, there was no choice but to have a technician come again. He said he couldn't put in a fix, a leak chemical, because there was no pressure. But he put in 12 pounds of Freon, and the cost? $1090.95! He said that all the KB Homes he's been servicing have a problem with leaks. They are framed so quickly, and the carpenters just drive in the nails without looking closely to check for pipes and such, and the inspectors don't do their job and just overlook the problem. The technician last year speculated that the workers probably didn't weld the pipes right. What a lemon this house is; it's a complete waste of $255,000.00!
Oh, yes, since my previous complaint, the string to pull up the "faux wood blinds" that all have the "wood" coming off on every window, the ones in both spare bedrooms, just ripped. The first happened last year, because the string frayed; the blinds are lopsided. To make it look nicer, I tied this bottom quarter together with lace. The second blind incident happened just two days ago, and this string just ripped, so the blinds are in their down position. Again, what a waste of house and money. Too bad you can't sue KB homes; they would surely deserve it. The air conditioner would be $6,000, not to search for the leak. It could be in the walls or anywhere, but just to bypass the existing pipes. The other things wrong in the house, toilet, sinks leaking, windows sticking, blinds, stucco crumbling away on the side of the house, outside spigot bursting twice in one year, would cost money too. But next to the air conditioner, the termite problem in one of the bathrooms that first surfaced late last year and the other one in the living room trailing from the first window half upward past the curtain rod, would be the costliest.

We bought a house in KB Home’s Riverbend community in Stockton, California. The Chase home loan was delayed and KB Home forfeited the deposit. They canceled the deal and sold for more. What a very nasty management.

Most homes are leaking. The two-story homes were not stuccoed correctly, extensive damage inside and out, roofs also leak, windows leak and slabs leak. For six years, KB Home refused to fix them or just patched with caulk. Most owners walked away and we have a 67% default rate. Values are down 75%. Most were speculators anyway (67%) despite written addendum stating their policy was not to sell to speculators. All this is documented. For some reason, after 10 houses leaked again in October 2011, KB Home started re-stuccoing. The county is finding all kinds of other violations such as no bath or dryer vents, no insulation in the walls as required, plumbing is not tied to the walls as required. A private engineering firm did the original building inspections. This is criminal. Everyone should file a complaint with the FTC in Washington, they had a standing order against them. In 2011, we hired an engineering group. They conducted an inspection of the community. Results of the engineer inspection: Every building has improperly installed stucco over wood frame which has created water damage. Paints and sealants were improperly applied. Very few control joints were found in stucco panels (causes cracks on the outside walls and allows water to get in). Flashing is improperly installed (allows water to get in). Lathe is improperly installed (allows water to come in). The buckling in some of the outside walls is caused from where the lathe has failed. Building codes/instructions were not followed by the subcontractor.
KB is pushing back on making repairs. Meanwhile, the higher ups in KB make their big salaries. We have purchased modest homes from KB with all that we have saved and this is how we are treated.

I moved into my KB Home in August 2009. To be brief, some of the problems include: leaking roof vents where water damaged the interior sheetrock; laminate floor not installed according to manufacturer's specifications; one window not EE type; poorly poured concrete (uneven/cracking beyond warranty specifications) with poorly cut expansion joints; poorly installed exterior stucco due to concrete aggregate on slab that wasn't removed.
I wish I had the time to check construction process 3 times a week and buy the work crew pizza but I was paying KB Home and their superintendent, to do that for me. KB Home is a lousy outfit and if my experience is any indicator, I'd say KB Home has real disdain for their customers. Also, make sure you add up the total of the upgrades at KB Home Studio and don't depend upon the KB Home Studio consultant to total your upgrades correctly for you. My consultant couldn't add and tried to overcharge me $6,000.

My wife and I have been looking to purchase a home now for over 5 years. Each time we find one we like, someone outbids us on the house for more than it was worth. For example, we found a really nice 4-bedroom, 2.5 bathroom, 6900sq ft home that was going for $325K. I offered $345K to seal the deal with the buyer. Turns out someone else came in and bid $425K on the exact same home, that was built in 1957 and we were still going to have to fix it up to our likings. Fed up, my wife had a friend who informed us of KB Homes and all the good work they do. I was skeptical as anyone should be. I mean the homes they had as display homes were built to perfection from the entrance down to the closets. Still skeptical, I asked to see a home that did not have all the upgrades and to my surprise, they had a few homes that did not have the upgrades. I said to myself, I can work with this and build it to my specifications.
Indeed I did and the people here at KB Homes, from start to finish, did exactly what they said they would do. During the construction process, I paid them a visit at least 2 to 3 times a week, even bought the crew pizza and sodas to show my appreciation. The team did an excellent job on the house. Every part of the specification process was done exactly the way I wanted them. I do apologize for all those on here that are complaining about their homes, but at the same time in life, you can't please everyone. Someone will always find something wrong and want to complain. I am happy with KB Homes and would and have recommended them many people looking to build a home from scratch and not have to compete for outdated homes that aren't worth what the listed price has posted.

In the interest of broader community, we wanted to share our first home buying experience. We liked a particular community that KB Home were constructing and decided to make our purchase. The sales experience is your luck. You could go on the same week for the same house and talk to the sales people and based on their mood and their temperature, they would negotiate different price with you. We obviously ended up on the unlucky side of things, but that's not the concern we want to highlight here.
Within a few weeks of deciding to buy a new home that was yet to be constructed, we decided to upgrade to one of a larger homes (from 3-bed to 4-bed) in the same community. We were held hostage to the fact that we had given deposit initially. They did not let us choose the elevation or the plot like they advertise. They had other plots which we were interested in and were ready to wait for 2-3 months more for the construction to start and end. But they basically told us we had to choose a particular plot and elevation because it would bring them revenue faster. So because our deposit were at stake, we agreed to go with the plot and elevation they said we were forced to consider. They showed us the model and also gave us the floor plan that came with that plan and elevation. We also went to KB Home studio where they let you pick interior for the house as part of the upgrade. Even through the whole process of interior selection, they showed us the same floor plan and even did flooring and electric selection using the same floor plan. We had a good experience with the people that represented KB Home in their studio.
As the new home started getting completed, we noticed a change in that the whole entry area which had separate flooring/electric connections mentioned in the floor plan was missing. Since we are not civil engineers ourselves, we thought it would eventually be added as they were still constructing; however we got it to KB Home's attention. It was surprising to know that they had not revealed the information to us that the entry area mentioned in the floor plan would actually not be constructed based on the plot and elevation they forced us to pick. We were horrified and frustrated. We called foul, sent emails and letter to their senior staff including their president and CEO.
Very surprising to a public limited company, no one cared to reply back. At this time, we had already planned to move out of our current home and were preparing the transition. We still proposed a number of alternative options to KB Home like adding the entry area as mentioned, moving us to another plot albeit we had to wait another 2-3 months or even refunding our deposit so that we walk away. KB Home made use of that situation and also the fact that they still had our deposit and basically blackmailed us that they would give us mere $2500. We were told take this or forget your deposit. That is peanuts when you're considering you are buying a home for ~$700K and would like it to be how you envisioned. KB Home were just not ready to talk and used our situation to corner us.
We did try consulting a number of attorneys in this field but given the way the builder's contracts are specified, we were advised that we would have to spend a lot of time and money to fight it out and the chances of winning are minimal cost. The builders essentially sign our life away when they make you sign a contract. They cover for themselves in all regards with footprints all around. In the end, being hard and busy professionals, we did not have time to fight this out and blamed out bad destiny for picking KB Home and closed the home. You might be surprised why we are writing this although we are KB Home customers; purely from helping the community and letting others know about KB Home and how you could avoid considering KB Home if there are other choices.
I am sure most builders cover themselves in agreement for eventualities but I would guess most are ethical enough to be fair in communicating the deviation they know about ahead of time or being fair in considering options when they realize they mis-communicated. Unfortunately, this experience with KB Home has resulted in us (not sure about you) being very wary about any new homes/builders we consider next. Thanks for taking the time to read this blog.

KB lied so bad about not hearing the neighbors in this paired home, what a ** this home was not built to code, there should be at least a 6 inch fire wall between the units in the brochure they showed bricks as well, so we would not hear the neighbors. I call the cops at least 3 times a week to have them go next door and shut down the party we hear every thing going on next door. This is pathetic, KB you lying **.
Now I'm stuck with this worthless home that I can't get any sleep in, thanks for ripping me off of my life savings to build this worthless paired home, even the police are tired of going next door to tell the neighbors to quiet down. I wish I never would have built this disaster.

At the time Frank H. was suing KB Home, I wasn't interested I was attending school to finish my Bachelor’s. And for that matter Frank left me out of the lawsuit. I am not asking for much. I would be please with at least $20,000 or just have my roof redone and reinforce my siding and carpet. I have been an honest person with you. I really hope you can help me out. And if proof is what you need I have my transcript. I really hope you won't turn my back on me. And SAHA / Frank both decline me. It said when someone is trying to achieve goals in live and don't have time to be dealing with this ignorant people. Frank was rooting to me from the beginning. I am not a customer of KB Homes. I work for a builder in another state. Hopefully what I say may help someone. Before buying in a neighborhood, please talk to other homeowners. Go to other developments and talk to homeowners. They will tell you what there issues have been. Don't be so wowed by the National Builders models. They pay big bucks to have them look that way and have you walk in a go wow! Why are you not at your homes every week, evaluating the progress of your home and questioning some of these things while they are being done? If they put the wrong towel rods up, then don't sign off and or close on your home until these items are corrected!
Go to arbitration with the builder. Gather your neighbors, find a lawyer, and or as I said all of you at one time exercise your right to go to arbitration, but do it all at once. Do not close on the home. If things aren't corrected, when signing the contract put a clause in that states all items will be corrected prior to closing. Rewrite their clause that says they’re going to charge you so much a day for every day the home sits and doesn't close Hire an inspector to inspect every step of the way to bring these items to your attention. Go to the city and there inspectors get things in writing. Do not take anyone’s word for anything. Put in your contract that you want every thing in writing. Can’t think of anything else. We purchased our home 12/2009. The home was built in 2003. Since living there, we have had problems with the plumbing, heating/air conditioning, electrical problems, and yard drainage problems. We have a huge sink hole in our front yard. Our cabinets are very poorly made and pieces are constantly breaking off. The linoleum flooring is discolored and lifting from the floor. We have insect infestation and have had exterminators out to spray several times. Very poor insulation in the attic, resulting in some rooms being very cold and others are too hot to stand. We had to rent a machine and spray insulation into our attic over the master bedroom. We have been told on 3 different occasions that the heating/cooling unit is smaller than the recommended size for our house. Overall, we are very disappointed in the way this house was built. I love my neighborhood, but will never purchase another KB home.

I had this KB home built in their Desert Meadows subdivision. It was finished in May of 2006. After being in the house for not even a year, I noticed cracks in the caulking of both bathrooms, what appeared like the baseboards separating from the walls, paint very thinly applied to walls and that paint was supposedly wipe proof. Well, no it isn't and the three or four small stains I wiped off, the paint came off and sidewall shows through. Windows stick and when I manage to open them, have an unbelievably hard time pushing them down to close. Takes all my strength and then some. Toilets flush slowly, one overflowed and needs repair. Water damage to bathroom cabinets due leaking faucets where you would hear the water dripping, but don't see it until it drips from the bottom of the cabinet.
The towel bars from both shower doors already fell off by themselves after one year and in one bathroom the shower door came off the hinges at least three times. The bracket holding it in place came off. The screw for it cannot be used because the hole for it is completely stripped. Outside, the stucco crumbles from the side wall of the house, over spray on the roof tiles, twice the spigot outside burst. Frequently, I noticed moisture in the grout between the bathroom and kitchen tiles. The kitchen counter has water damage on the overlap too from a kitchen faucet leaking from the base, this happened just last year. Again, the leak was only detectable after months of just hearing water drip, but not seeing it. Then all of a sudden, you could plainly see the water coming from the faucet's base.
I paid $255 thousand for it, many upgrades and, oh I forgot, the faux wood blinds started loosing their wood coating here and there a long time ago. I only used Pledge or similar products. What a waste of money. Should have stayed in the previously owned home built in the late 60's - brick, windows good and not letting in air like here and also convenient to slide open, not like here where they open, if they do at all, from the bottom up. Regret the purchase of this house in a part of town I don't like. KB should be sued not only for myself, but for all those poor people who also got burned with these homes. I read the horror stories on here and it's just mind-boggling!

We bought a KB home in 5/2009, 10 years as a short sale from friends. The house was spotless, appeared as if no one ever lived there. After about a week of actual living in this house, I notice the back enter door is in backwards, electrical outrages, no paint on walls and it's the orange peel compound/primer. I found out when it rain through the window and the corner bead began to be exposed. Downstairs has shower head but no tabs to pull. Light switches are behind the doors, not as you enter in a room. None of the outside outlets works. I hear water dropping in the walls downstairs when the dishwasher is running also in the master bedroom's bath. There is air coming through the vent where the heat should flow the ducts.
Overall, the functionality is poor, very hard to place furniture and every wall in the upstairs living room has something cut out, e.g. window, fireplace and banisters.

We purchased a KB Home three years ago. Our first issues were when we painted, we discovered what sounded like a tin can being popped because there were loose metal beams in the walls. Since this was shortly after closing, they fixed that right away. Well three years after purchasing a brand new home, we are facing thousands of dollars worth of water damage. They initially sent in a 3rd party inspector contracted by KB to see the damage. The inspector said that the amount of damage we had was definitely a builder issue and proceeded to point out where the problem started and assured us that this was structural and not homeowner maintenance. He was so confident that he ripped a section of our floor, left his equipment to dry everything and said he would be filing his report to KB and that he was confident we wouldn't have to fork up a bill.
Well, shortly thereafter, we find out KB Home had read the report prepared by the inspector and decided that this was a "homeowner maintenance issue" and that it's not covered under warranty. We then call Dririte (the company KB sent out) to ask how what they told us was translated so differently by KB. They said they just present the facts and acted as if they could not understand how KB translated the facts that way. We spoke to a lawyer who advised us to just go through our insurance and if they find the builder is at fault, the insurance company would go after them for the damages.
This is exactly what we did and oddly what Dririte had suggested at one point as well. We were going to use Dririte to continue drying our house simply because they were the first on the scene. We should have known better. We requested that KB at least cover our deductible since we have had two experts look at our home now and agree that this was a builder issue. It turns out that Dririte was going to overcharge us big time for the work they were going to do so we decided to not use them either.
Well, I received a phone call from KB refusing to cover our deductible and basically questioned our reason for needing the money since they heard from Dririte that our insurance is covering the damages. I was beside myself. They have a total scheme going on between them. They play the good cop bad cop role. Dririte insisted they be there the day our insurance adjuster visited to see the damages so the adjuster could see how this was a builder issue. Well, this is what I believe their scheme is, get the insurance to cover all the losses, overcharge the insurance company for the work that has to be done and in the end I wouldn't be surprised if they cut KB a % for providing the victims.

I purchased my two-story KB home back in September 2005. Immediately after signing all the papers and exploring the house, I discovered that all the bathroom fixtures were improperly installed (the cold and hot water knobs were switched). During the second week, while taking a bath, water started gushing downstairs in the kitchen from one of the light fixtures. The doorbell went after a year, and of course, the cracks started appearing on the floors. During the 2nd year, I finally realized rain was soaking through the family room wall. And I found puddles of water on the floor after every rainstorm.
KB came in after several complaints and supposedly fixed the problem. However, a year and a half later, the problem reappeared and they have decided this time not to fix it. So I am now living with water damage, drywall falling apart, and probably mold infested family room wall. KB claims it is my problem to fix, because I should have been repairing cracks on the home’s exterior. Last year, bees were found behind my electrical box by the FPL meter reader. This happened because the box was not properly sealed, so the bees found a way to get in. Today I finally had it. I came home to a pool of water on the ceiling above my stove. I am fed up. I don't have thousands of dollars lying around to spend on a house which I have already spent so much on. I am sick and tired of fighting with KB.

We bought a KB Home 3 1/2 years ago and have had all kinds of problems from the very beginning. The problems are just getting worse and there are more of them now. KB will not do anything to help me or my neighbors who are also having issues. We started protesting in front of the KB office and instead of trying to work with us, Ron **, the salesman, came out and yelled at me and called the sheriff to have me removed from the property. 33 other homeowners stopped and voiced their complaints, as well as 2 others who are joining in on the protest. Between myself and 2 of my neighbors we have a list of about 30 different problems with our KB homes.
Every time we contact KB we are all told the same thing: That these problems are all homeowner issues and not the fault of the builder. People that stopped by our protest who still have a warranty cannot get their problems fixed because KB refuses to listen, won't return phone calls, and when they do, they are so rude and insulting and give us nothing but attitude. They are the worst home-builders and they know it. I have a growing list of complaints from everyone in the neighborhood and we will keep protesting as long as it takes! If 35 different people are all complaining about their houses and the builder, there is a problem and we will be heard!

I bought my house in January 2007. This house was built 10/06 and it had a crack on the garage floor. They just put a sealer on the crack back in January 2007.
Six months later, the same crack opened and there was a water filter inside the garage. Just last weekend, I was trying to install the hardwood floor throughout the first floor and was surprised the crack is all over the first floor of the family room, to the kitchen and the living room, too.
Today the person from KB Home just said again they are not going to fix this crack because it is not more than 1/2". This builder is full of crap, they need to solve this issue because they said the house has 10-year warranty for structure problem and as far as I know, the foundation is the main part to build a house.

I purchased a KB Home back in Oct. of 2005. I was pressured into doing several surveys for the company, time after time again. Even up to a year after I purchased my home, I was still asked to do surveys. I guess this was to boost their recognition. I am so sad and disappointed to find all of the issues that I found wrong with my home. I have major electrical problems. My air condition unit was installed improperly, which resulted into a major leak through the Sheetrock. I have tried to contact KB Homes on numerous occasions but no one will respond or call me back. One time I did speak with someone, he told me "I'm sorry, but you only have a one year warranty on that part ma'am". I have a 30-year mortgage and one year warranty. Wow! I called someone else again recently to try to address the issue again and I was told he was not the manager for my area and would pass the message along. So that is what happens --you get passed along and put off with the old "Oh, your warranty is up. Sorry". That is very bad business!

If you have not yet been to this year's Builder Concept 2011 home at Lake Burden, just outside of Orlando, FL, you are truly missing out on seeing the future of what pushing the envelope does in building a great looking, affordable, Net Zero Energy Home (NETZEH). Martha Stewart and KB Homes CEO Jeff Mezger at the opening of the Green Home held a press conference, and Martha Stewart said this new KB Green Home would be affordable and "pushing the envelope" is the expression Jeff Mezger used about the home and the future of KB Home building.
The affordable home, which boosts the latest in green technologies and Martha Stewart signature designs, has a Central Florida address and is estimated to cost $140sq. ft. built. This would value the 2669sq. ft. home at right around $373K. Is this affordable? Is this the asking price? The answers are yes and no. Yes, if the house is listed for $373K, I believe it would be affordable, but the real answer is no because KB Homes have listed this home at $499,990.00. Is KB Homes squeezing the green out of what was said to be an affordable home by Martha Stewart? You'll be the judge.
I went to KB homes in Lake Burden in January, before knowing any of the previous information, to find my retirement home after 25 years of military service. I had no previous knowledge or idea about a builder concept home. I went through a lot of different homes in Lake Burden and did not find one that sparked my interest. A KB home representative asked me if I had heard about the Green Home designed by Martha Stewart and what was the max I would be willing to pay for a new home. I said right around $400K, I would be using my VA Home Loan and it caps at $417K for this particular area. I was shown the Martha House and I was told that this will be the only net zero home in Lake Burden. Additionally, he mentioned that because of all the donated extras by the contractors that worked on the Martha home, it would make duplicating the home at the $380K price point impossible. My wife and I loved the house, the concept, so I put my name on the intent to purchase list for the Martha Stewart Green Home when it became available.
Well, after leaving the house and very much excited to be #2 on the list, I thought my wife and I had a really great chance to find our retirement home. A few weeks later, we received an email informing us that the first buyer could not buy the house and we were being offered our chance to buy the house. My wife and I were very excited. Unfortunately, the excitement did not last long as we read a few more sentences down that there was some late breaking news. The CEO of KB Homes, Jeff Mezger, had decided to price the house a bit higher than anticipated at $499,999.00. I did the only thing I could do to start the process and I put my offer in at $408K, to begin the negotiating.
I received an email back three days later stating it's not good news and your offer is not close enough to the $499,990 asking price, so we are going to wait to see if we can get a higher offer. I was confused, I wrote back asking for a complete square footage breakdown of the house (I did not receive one) and I would contemplate making a better offer. I walked the house and it seemed less than 2000sq. ft. of living space. I was offering what I thought was a premium price for the size. As of writing the article, I have received no response from KB. The KB/Martha Stewart Green home was/is a fantastic idea, but as many other critics have written about the affordability issues of building green home, I believe KB and Martha Stewart have fallen flat in their joint attempt to build an affordable green home. I began dealing with KB Homes in November 2010. I received my preliminary approval on 11/26/10. Then I was told I qualified under the Bond program and would only have to pay $500 out of pocket which I paid. After which, I was told to go ahead to the Design Studio and finalize my selection, because I was definitely approved and didn't have anything to worry about. Well, after KB cashed my $500 check on the week of Christmas 2010, I received a call on Monday, 1/7/11, that I was no longer approved because KB wants me to pay my own closing cost now....
I will be returning this form to you shortly. Nevertheless, I am very disappointed with you, KB and everyone else involved. I was told that I was qualified by everyone involved since I went through the completed process. I don't understand why all of the sudden, now I don't qualify. Furthermore, after submitting my IRA statement and generated letter (Meredith personally wrote it) as to why I was late/in default on my Walmart, I was told by Meredith that the information was sufficient and accepted by underwriting. All of the sudden, you all notice I have savings and NOW I DON'T QUALIFY for the Bond. Also, you wait until the week of Christmas to cash my $500 escrow check and knew then that KB was going to deny me.
KB is very deceptive and I have forwarded all the emails from everyone at KB to my attorney to look over. I should have not went to the entire process of selecting items to begin building my new home if I was not qualified. Even you told me that I had nothing to worry about and that I was approved or I would not have been able to get this far. Once again, it is deceptive! I kept every email from you and Meredith and you all will hear from me shortly. A class action lawsuit should be filed, because I am sure I am not the only one who is being treated like this!
I would appreciate my refund immediately. I should not have to wait 30 days since your decision was already made!

In September 2010, I realized that my Clopay garage door on my KB Home had cracks. These cracks are covered under a ten year warranty with Clopay, so I contacted them. They opened a claim and asked me to take pictures of the cracks and pictures of the arm that attaches to the garage door leading to the opener. After I sent the pictures, of which were similar to all neighboring house garages in my subdivision, I received an email from Clopay saying that my warranty was null and void because KB Home had installed my garage door incorrectly (not as per their direction). I got in touch with KB Home, who then sent their specialist to my house. The specialist admitted that the garage door had not been installed as per Clopay's instructions as provided by the Clopay representative in our email correspondence.
The specialist then referred me back to the Manager Darren **. I have not heard from Mr. ** since the last time he promised to get my issue resolved. He does not answer nor reply my telephone calls and his staff has refused to give me his email address. I have sent numerous messages for him, even asking him to at least tell me what KB Homes stand is on my issue but he has never contacted me again.

Most notably that the home that they would build across from our home would; a) Not be the same model as ours, as it was against their community standards/corporate policies, and b) would be a single story home so that the view we had would not be blocked.
They are now building a two story home on the lot across from our home that is identical to ours in every way, except for the garage door. I have consulted a real estate development consultant and he feels that this will reduce the value of our home by 15% - 25%. I have tried to contact KB Homes but until today they won't return calls, and Nathan is outright nasty and confrontational. Today, I received a call from their legal counsel who simply stated "I'm KB Home's legal counsel, "Would you like me to call your lawyer for you." I am hoping to resolve this without taking legal action, but have already had my lawyer begin drafting injunction documents due to KB's refusal to communicate in any way with me regarding this issue (other then the legal threat by their counsel late today).
The home owners on all sides of the lot, where the new home is being constructed were all told the same thing by Nathan regarding what type of home would be build there and KB Homes policies and community standards. All are willing to sign affidavits stating this. I also learned this past weekend, that several other homeowners have complained about various things related to Nathan's sales practices and that their complaints have been ignored or worse because Nathan is the President of KB's nephew. I don't know if this is accurate, but at this point nothing would surprise me related to KB Homes.

This house was built by Colony home in 12/2000. The house was sinking in 2002/2003. Colony home was purchased by KB Home and 9 days later, KB Home bought this house and my neighbors house (which was also sinking). KB Home hired Shield Engineering (of Charlotte NC) and Gibson Grouting (of Atlanta Ga.) to repair both houses (Gibson Grouting was/is not licensed to work in NC). 7 helical piers were installed under this house, 24 helical piers were installed under the neighbors house. KB Home then sold this house to the previous owners in 12/2003. They put the house up for sell in May 2007, which is when I purchased it. My realtor told me the house had "minor structural issues in the past, but everything is fine now". (I have filed a complaint with the NC real estate commission as well)
For almost half of the time that I have owned this home, I have been struggling to get it fixed. I bought the house in May 2007. I found a crack in the foundation in May 2009 (1/4"-5/16" in width and 24" long, the entire width of my house). Since finding this there have been 5 Professional Engineers here, 4 KB representatives (3 of which are no longer employed by KB Home), 5 Mecklenburg county inspectors and countless sub-contractors trying to fix some of the symptoms caused by the house sinking and being cracked in half (i.e. cracks in the dry wall, black mold, separation in counter tops from the wall, doors/windows that wont open or close, soil testing, pressure grouting, leaking windows, patterns of nail pops, separation of crown molding from walls, ceiling separations, water main breaks, etc.)
Even after pressure grouting under the entire foundation (on July 13, 2010), the wood floors have already developed hollow spots. A few of the boards are beginning to separate. There are nail pops starting again in patterns in the sheet-rock. You can see daylight through the sides of the front door. Tony **, Director of Operations in Charlotte for KB Home, saw all of this on 8/16/10 and nothing has been done about it. None of the piers were installed under the manufacturers specifications; one pier is 5' below ground and 13" away from the house.
The slope that my house sits on is extremely steep and has a retaining wall at the bottom of it that has no drainage. I know that it is dangerous because I fell down it and ended up with a concussion and lots of bumps, bruises and cuts. I don't understand how/why companies can get away with this. They can pay their engineers to say whatever will get them out of something.
Somehow, I have been stuck with the responsibility of this sinking house. I have tried numerous times to get KB to buy it back. Currently, they are not even responding to my emails at all. I have also spoken with several attorneys, none of which will take the case unless I can give them $10,000.00 upfront, even though they tell me that I have an excellent case. I filed a complaint with the NC Attorney Generals office, they responded by telling me that this is a private matter and also not in their jurisdiction. I have also filed an Ethics claim against KB, with no response yet and a BBB compliant with the same results. I then filed a claim with the NC real estate commission and I am waiting for a response from them as well.
Any help and suggestions that anyone can offer is greatly appreciated.

I have a sinkhole in my front yard about 3 feet deep spanning over 5 feet in diameter. This is the third time I have had this. Both times before, they filled it back up and put grass over the top. This time, the hole is bigger and very dangerous. My son and I where playing in that exact spot one day before the sinkhole developed. The maintenance guy said he was 99 % sure this would fix the problem. The sewer line is right under the sinkhole. The city will not do anything saying it's between me and the builder. I'm worried my son or someone else will be injured. Please help.

I closed on my house in January 2006. At first, I saw some KB Homes in California and thought it was good quality, so it looked. I expected the same as I knew I was purchasing in TX. Months into the purchase, I began experiencing problems with their building quality. I had cracks on all my ceilings (up-stairs and down-stairs). They said that it was because TX was dry and the ground moved. It took five different visits before they fixed it. Then as the weather became more severe, more problems showed up. Every time it rains, I wake up to a puddle of water in my kitchen. They came and said that they did not know where it was coming from. I asked them to check the weather strip on the doors, yet visit after visit, my warranty ran out and it it was never fixed. So I have to enjoy drying out my swimming in the kitchen every time it rains.
Poor construction quality mass builders! KB uses cheap labor. My hand rails broke as I was holding on to go upstairs. Nails are popping out of the walls and ceilings all over the house. The toilets are leaking upstairs onto my first floor ceilings. I can't even use my front door because the key hole is already damage, adding an extra expense as I have to use the garage door instead. The carpet has nails sticking out in certain areas that it's scary to walk barefoot.
Every time I tried to contact them for service, they would send a new builder or customer care rep. The builders who came by always acted upset, later they sold out and my warranty was left to expire. Today, it's only four years into my new home. They do not stand by their motto of "great service before and after"! T I feel I made the biggest mistake ever. So much for their motto, I would not recommend KB homes to anyone. Stay away!

We called KB Homes, they came out and looked at it and said that they would get someone to come steam clean it. They did that, the carpet looked nice as long as it was wet. When it started to get dry, you could see the dirt again. So again we called KB Homes and they came back to look at it, so they sent the same company back out to just use hot water on it but again it was still dirty. So again we called KB Homes and they sent another cleaning company out and this company made it in worst shape so we called KB Homes so they agreed to replace the whole house with new carpet.
In the middle of December, they were laying new carpet. Within three days, all the seams started pulling so again we called, they sent the guy back to fix the seams but again it didn't work, so they replaced it again and the company that did it has done a good job.
Now on to other problems with this home. We have an unfinished basement walk out so we noticed that the floating slabs were cracking and separating from the outer wall so again we called KB Homes and they came and looked at it and we were told by Jeff "it is what it is, live with it". So we keep complaining to them so they came in, dug up six slabs in the basement and replaced them and within one month they cracked again and started to raise again so we called them again and was told that they would keep watching the floor as it was starting to raise again like it did when they replace it the first time. We have been hearing this popping noise when walking in the hallways only to find out that it is coming from the stairwell and the vent work. Now the garage floor slabs are cracking and raising as well. We had to have them come in and replace the kitchen floor as it was squeaking like a house that is 10 years old, along with squeaks in the other rooms with carpet.
We have notified KB Homes but they tell us that the popping is what it is to do. The other night we heard what sounded like a bomb going off. My husband went to the basement to find that the slab that the furnace is sitting on popped along with the boards that support the stairs. Again we called KB Homes to be told that it is out of warranty and that nothing will be done.
I contacted my home owners and they sent out the adj and then a structural engineer to look at it and he told us that yes, he did have some concerns with the slab that popped with the furnace sitting on it. We also notified the VA as they are backing this loan and the BBB as well.
I would never recommend a KB Home to anyone as they are high-priced with poor workmanship. If KB Homes doesn't do anything about the slabs in the basement, I will walk away from this home as I feel it is not safe and then to be awaken from a sound sleep three times with what sounds like a bomb and all KB Homes can say is "it is what it is, live with it". I have pictures if anyone would like to see them. If KB Homes doesn't take care of this mess, I will walk away from this house, as I am not paying for something that has had nothing but problems with it since it was built.

My water heater broke, and we have a brand-new house purchased on 2007. Meaning, they put cheap material. KB homes refused to pay plumber to have it fixed, even though plumbing is in our warranty contract for 10 years. They knew they put cheap water heater, so now they are saying that water heater is not part of that contract. House was build on 2007, and it's falling apart already. This is a really bad builder.

Last year I was going to die my floor. I took the carpet out, and found cracks on the floor, that run from 1 side of the house to the other, and on 1 side, it goes up the wall. I saw that this cracks were covered, as if the worker knew what was going on. These cracks are not hair-line cracks. They're more than a 1/4 of an inch. I called KB homes, and they told me that they did not cover hairline cracks. I told them these are not hairline cracks, so the manager told me that he and his structure engineer would come and see my house, take pictures, and measure the foundation of the house, and determine if there was a problem on the foundation.
They did not measure or take pictures, and they also came when I wasn't home. It has been more than a year, and they never called back, I had to call their corporate office. They told me that I had to talk to the regional office, which I did, and I was told to hire a structure engineer, so that he can find if there's a problem with the foundation or not. It cost at least $400 to hire one, and if he says that there's a problem, their structure engineer would look at the report, and if he did not agree to the report, nothing would be done. The last words from KB homes were that they were not going to do anything about my hairline cracks, and they are growing, and going all over the house. I can not do anything to the floor, to make it look better, because the cracks are growing, and the cracks on the walls just came back. The nails on the walls can not be covered.

I bought this townhouse in June 2006. My wife and I moved in July 2007. We are living here now in this house for 2 1/2 years now. When we first moved in, things looked great. However, after the first year, we need to remove the carpet and realized the the floor was uneven. Then I put some molding up, and the walls were on even as well. Then we had a problem with the air conditioner, and to our surprise, that was also installed incorrectly. Now from the rain here in Florida, my guest room as well as my granddaughter's room had water coming in.
I reported it to KB Home. They came and patched the outside of the house and painted over it. Now my house looks like a road map. They also told me that since the house is new, it was still settling in. Okay, so now with all the rain again, I had dirty water coming into my guest room as well as my granddaughter's room. The front of my house is now being torn down, because now, all the wood has rotten and they have to rebuild it again.
This house is only 2 1/2 years old. Then why is this happening? I paid over $200,000.00 for this house at the time, they are still building and selling for half of what I paid. They wanted to compensate us with putting new carpet and paying for dinner. I am retired and live on a fixed income. I have tried to get a modification on my home, but I have gotten nowhere.
This house is not worth what we paid for. My wife has an ulcer; she also has asthma as well as headaches. We both have been very stressed over this. My wife has been suffering from pain due to her ulcer, for which she had to go to the doctor. She is very depressed; our relationship has suffered because of this. This is my first time buying a home. Had I known that it was going to cause all these problems, I would have not bought it.

We purchase our KB home August of 2008 and were very excited about our new home. When we purchased our home, we even had equity already in the home because of buying a home that was ordered and the people backed out of the deal. We were told that our community would be a KB community and it would remain upscale. All the houses in the community would be tiled roofs and all would be KB style homes for our Sunrise Village community. Well, the sun has set on Sunrise. KB pulled out of our subdivision and sold out to DR Horton. KB assured us that DR would build with the same style as KB.
Before pulling out, KB started building homes that no longer had the beautiful tile roofs that were standard at the time. DR Horton has built home starting at $110,000. They all look the same. We purchased our home for $210,000 appraised at $225,000. Ours and everyone else that bought KB value have dropped. I know that the economy has to do with part of it. However, if KB would have done what they promised and made it a KB community, I feel that the value would not have dropped as much. Our home value is around $170,000. The new homes that DR has built have brought in undesirable into our community because of the low prices.
I do not know if anything can be done for my neighbors and me but I would like to get the word out about KB and their business practices. I know that this is not the first time KB has done this. I am also disappointed with our City of Rio Rancho for not stepping in and try to do something. By the way our property taxes have increased in the last year while our value has gone down.

My wife and I purchased a new KB home and closed on May 22, 2008. From the beginning, we had poor drainage in our backyard. There was always standing water in half the backyard. We installed a French drain at our own expense in hopes that this would fix the problem. It did not. Then the worst thing happened. Our two-year old dog fell sick due to the the thousands upon thousands of mosquito larvae breeding in the standing water in our backyard. We spent about $4000 in medical bills to try and save her but it was not to be. She passed away two days before her second birthday.
We contacted KB and met with the warranty rep. He looked at our yard with a landscaper and agreed to fix the problem for us. Having been assured they were going to fix the problem, we put a $500 non-refundable deposit on a new puppy. Well, months had gone by since KB said they would fix the problem and they still had not done so. Every time I contacted the warranty rep, he gave us an excuse for why the work had not been done yet and said it would be done soon. Finally, he got back to us and said that he now had a new project manager and they could no longer fulfill their promise to do the work.
After quite a few emails to the operations manager, George W, he agreed to come back to my house and look at my yard again. He came with the warranty rep and looked at my yard and said it wasn't bad and they could not spend a lot of money on the job because we were technically past our warranty period. They wound up bringing in a little dirt and filling in some of the low spots but that's about it. The yard is by no means fixed and needs to be completely regraded.

Last week, I submitted a complaint about KB Homes. I heard back from your department and the letter said that within 48 hours, it would be posted. I have not seen it. Thank you. As a result, I lost $8,000 due to them keeping half of my deposit. When I became ill, I could no longer work and was placed on medical retirement. I live alone and have to support myself on what little I have now.

I went to purchase a KB Home/Townhouse in St. Augustine, Florida. I signed papers with intent to buy if my mortgage went through. I never heard from the bank they were dealing with on my behalf, but understand it was Bank of America. I put down $16,000 on this townhouse that cost under $115,000. Approx. 6 weeks later, I lost my job due to medical illness and not being able to work. I informed them immediately and even sent them the medical papers to prove what happened. I asked for my down payment back and was told when they resold the home and had a closing on it. I would get my refund,according to the salesman, back in full. They called me to tell me the townhouse sold and the closing would be Nov. 2009. I also asked for paper work showing that I was denied a mortgage because I had no job.
They refused to send this. I did get a piece of paper dated the same day as I signed papers that said my mortgage had been approved. This was nothing from the bank, but on a cheesy looking certificate that anyone can make on a computer. How could they approve me the same day as I went in there with intent to purchase? In the end, I received only $8,000 out of $16,000 I had given them. I was told this was for fees and they refused to show me in writing what type of fees.
I wrote their Ethics department and they did nothing more than send my letter to the Jacksonville office and said their legal dept. would contact me. Some guy did call and I doubt he was in the legal dept. He identified himself as a supervisor. He said I did not even deserve the $8,000 back, but they did this because they felt sorry for me. He refused to give me any satisfaction and he is the one that emailed me the cheesy certificate. He had no paper work on any mortgage application that was approved or denied. I do not trust these folks at KB Homes and can get nowhere with the Corporate office. Be careful as I was lied to repeatedly about getting my full refund back from the salesman.

This is the worst home I've ever owned. I will not go in to a major item that was clearly out-of-code, had it documented by a professional and fought for 2 years to have KB correct it. It was a costly item which is around $5000. I had multiple items that had to be corrected that are even with using their 7-time inspection plan. I'm afraid to know the many things that are out of code. That said, don't buy a KB Home in Colorado unless you want to freeze in the winter, sweat like a pig in the summer, or run up utility bills to the max. Imagine, designing the heating system all the way to one end of the basement, requiring long, twisted runs of ductwork, and then finally it turns upward to the second floor and voila!
By the time you get to the master bedroom and bathroom, you can't even put out a candle with the airflow. We sleep in the guestroom in the winter. Only one upstairs room receives adequate heating, all other rooms have such a contorted duct layout that there's little left to get to the room. This is even after they came out and improved our system which resulted in little. The HVAC design was botched from the start. I brought in an HVAC guy and he said this would have been an F in his design training. How about F? In our neighborhood, there are homes with central AC and window units! So much for buying a newer home.

On August 8, 2007, mold growing on the inside and outside of windows. I was told to clean with bleach and repaint house. House was 5 years old. I paid $2000.00 to have house re-painted. Now, I noticed that mold has grown into sheet rock. I was told by a master carpenter that there is zero insulation around the windows and that there is no way to control the humidity that gathers in the windows. Humidity gathers in window frames and seeps into the wall. I do not want extent of damage behind walls. I was told by a window guy that all windows in the house would have to be replaced to solve problem.

I purchased a new home on 07/01/07. The house has numerous problems; structural, plumbing and electrical. Within the last month, electrical has continued to trip in the master suite with all power outlets nonworking. Electrical is under warranty for 4 years. I contacted consumer service and the corporate office and was advised that they would not honor the warranty because I am a party to a class action lawsuit for defeats not under warranty. I contacted the attorney representing the lawsuit and was advised that the action by KB Homes is illegal. I was advised to pay for the repair and forward the bill to the attorney. I am currently on disability and can not afford to fix.

Okay, where do I start? Basically, my problems have begun within the first year my family and I moved in. We are first time home buyers. So I guess without any help, we were very easy to walk over. Everything was great until we were to sign off on the home in July '04. When my husband and I did the walk through of the home, I noticed the brick was to be a dark maroon color from the pictures we saw at the showroom, but it sure wasn't. It was much lighter and had a bunch of white stuff all over. I told the superintendent I wasn't happy about it and I wasn't going to sign on the home. He advised that he would get his men to wash down the white marks off (which they did twice).
When I came back from signing, I noticed the brick was even worse. I was so upset. But now I felt like I couldn't do anything. It took months to actually have a new superintendent take care of it. They re-bricked our home. Then also, when we did another walk through with the inspector, the superintendent told us not to say anything about the wall in our master bath that was uneven. The superintendent stated it's not a problem and will never be a problem. So we took his word and he gave us an upgrade on our thermostat.
Now, it's over five years and I'm going to have my floor re-done by my brother-in-law and he noticed that wall in my master bath. He told me to get that looked at, so I called KB Home. This time, there was another new superintendent. He said they can fix it as a courtesy, so they did. But they did a sloppy job. Other problems began within 1-2 years. I never had to lock my master room until my sister came to live with me, so I tried locking it but it didn't lock. My husband bought a new one. Now, my door didn't want to close right. I called KB Home and again as a courtesy, they can fix. But they just nailed bigger nails to the hedges. It looks sloppy. I noticed my vinyl flooring in my master bath turning color around my toilet (months-1 year of buying home). I didn't think anything of it until my brother-in-law also pointed that out.
KB Home came out and said, "Well, your home is over 5 years old and has no warranty." I told him it started way back. So he had plumbing guy came out and just replaced the wax under my toilet. The plumber said it was time for a new one and that's what made my floor turn colored because water was leaking under my vinyl flooring. But KB Home only replaced the wax. I didn't want to replace the floor or pull it to see the damage. The plumber said he noticed mold. But still KB Home wants no part in it. My front windows leaked, very, very bad condensation in autumn, fall and winter. Actually, all my windows do that but very little compared to the front windows. Every morning, there is a puddle of water on the baseboard and condensation surrounding all the front window. KB Home has also had to come out and replace some fence boards. It had looked like someone was shooting my fence as a target. They repaired my fence in the front where we open to get to the backyard, but it fell apart again. I can see nails coming apart all through the outside of the house. Cabinets weren't level.
I noticed that recently because we put knobs on them and also the laminate counter tops are coming apart at the edges, finding cracks on the inside of my walls. Also recently told the superintendent that my sink always shakes when I turn off my garage disposal. He told me that's normal because I have a large garbage disposal and a cheap sink and all the homes do that and that his back at home does that too. When I told a plumber who replaced my wax under my toilet, he said that the new KB Homes are coming with support under the sink from preventing that to happen. I told him that's good but what about mine. Of course again, KB Home couldn't do anything about it because I've been in my home for over 5 years. When it rains, water comes through my front door of the home also. Why?
I always have problems with my a/c unit. The same time when KB Home was re-doing my brick outside, my home wasn't getting cool inside. I asked the superintendent at that time and she sent someone over. That guy seemed lost. I caught him outside just wondering. I asked if everything was okay. He said, "Well, I found the problem." I needed freon. Get this. At that time, I was only in my home for one year. It surprised me. So I asked my mother-in-law about it (since she knows a little about a/c) and she was surprised as well. She and other HVAC, etc. people told me the same thing, that freon should only be needed every 4-5 years. I let it go. But here comes another year later and same thing. This time out of warranty with KB Home and I paid for the freon.
Another year later, my a/c compressor is not working. I was lucky that part was still under warranty through Carrier (let me add that Carrier are the worst a/c units to get) and just had to pay for labor. Now, this company who did the work stated he can put freon in my unit if needed and guess what it did? But he didn't charge me (thank goodness). Now six months has passed since my compressor went out and the same thing again. House is not cooling. Luckily, my sister is going to school for that field and that school does home visits. At no cost, they came out, looked at my a/c unit, cleaned it out and stated I needed freon.
What!? Again, I mentioned to the teacher that it hasn't been long since I had freon put in. He checked my unit out and he said no leakage but something within the walls. I told KB Home and again they told me no warranty for that. I can go on and on about a lot more. But I'll be here for another one hour. What should I do? When I signed on my home, I had a choice to pick one of two warranty through KB Homes. Of course, I had chosen the one where I get to sue them if I ever needed to; only if I knew where to begin.

We bought a KB Home in Lochbuie, CO 2 years ago which was already built but after moving into the house, I noticed a few things wrong - a couple of windows are hard to close (due to not being plumb); a couple of doors upstairs close on their own (not plumb); toilets are installed crooked as with medicine cabinets. Walls are not plumb (you can see the difference from top to bottom if measuring off about 1/2 to 3/4 inch). The finish work (texture) in some areas look like they just tossed a goop of mud on the wall and they tried to do a knock-down texture. Also, the exterior siding was installed incorrectly and is crooked, and not least that when taking a shower, etc., we have what is called hammer pipes, noise in plumbing from air, etc.
I called KB and emailed them. I explained about this and I was told it was not under warranty anymore, and they stood behind 100% behind their craftsmanship. I explained to them that I used to remodel and build homes years ago, and that their craftsmanship suck; also that the siding installed was completely incorrect (hardy-back) that I used to install in MT and WA States for many years. I noticed how they were building homes here by watching the so-called carpenters, etc. that did not speak English. By the way, I am not a racist. I, too, am Mex-Am.
I explained that they need to teach them how to use a level and tape measure, etc. It's cheap labor. I thank God that I can fix my issues; a lot of people can't but needless to say, I am on their crap-list out here. I would never buy a KB home and have recommended others to do the same... they are very ** builders. I wonder how they get by building permits especially inspections. I know that out here, the city or town is using their code enforcement agent as inspector. All I have to say is that KB does suck.

Once they sell you the home it is nearly impossible to get hold of them when there is a problem and we have had many problems - cracks in the porch which when finally fixed is worse than it looked with the big crack. I called KB and there was no response. When you finally get a response (which you wait forever and basically have to threaten the BBB) they will tell you that someone will come out but they never do. And the driveway has a big crack. They said that they won't fix even though it was 6 months when it showed up.
At 6 months, the carpet was already showing the seams where they were put together, the sliding doors got water inside of them, had plumbing issues, the paint job was horrible and when you paint over it, you can tell that they had started building really cheap looking houses in the community that don't even look like the ones on our street. They look like they have a big band aid across the fronts (ugly). Of course they went down so far in price. I don't think we will ever get what we have paid for when it is time to sell. I would never buy a KB home again. Poor workmanship!

We were lied to about what an upgrade was and wasn't by the sales staff, but we decided to keep going even though the design center was an unpleasant surprise. We already owned one home and were told that our financing was good if we wanted to rent it. Once the paperwork was signed, we received a phone call stating that we would have to either sell the house or put all funding due at closing upfront - right then. We were 2 days away from our final choices at the studio and we were prepared to pay the 15% that was required, but we were not prepared to pay 100% of closing costs right then.
We spoke to the sales staff member and we were given the form to fill for a refund and cancellation of contract. That was July 9, 2009. It is now November 21, and we still have not received our $1000 deposit money back. We have tried over and over to contact the staff through emails and phone calls, and are being given the runaround. Today, I finally managed to contact the supervisor for KB Homes sales and was told that our original process from July was denied, and that it was reprocessed a week ago, and to expect another 4 to 6 weeks to receive the refund. We will never use KB Homes and we will never recommend them to anyone. Do not use KB Homes.

I came in to KB Homes Willow Springs to purchase the home on June 2, 2009, I filled out all the paperwork on a timely basis, gave my earnest deposit of $1,000, made my design center appointment. I was denied a mortgage. The contract says that you have 30 days to be approved or the contract is null and void and that you will be refunded your money. I was told it takes 4-6 weeks for the refund. It is now October 29, 2009. I still have not received my refund. I have called numerous times, no one has any answers.

My home was built in 2004 by KB homes. Three weeks after moving in, I had water damage from the roof leaking. After multiple arguments with KB, they fixed the ceilings throughout the home reporting that they tried "a new vent system" during this period of home building, but now has gone back to the old vents. Now, five years later, I noticed water damage on my garage ceiling. I contacted a roofing company who states there is so much damage to the roof that I should contact my homeowner's insurance. My insurance had their own contractor inspect the roof and denied the claim. I requested a copy of the contractor's report and most of it states, "Vents were not secured mechanically as recommended by manufacturer, but caulked and shingle damage was caused by original installation and other construction support devices.”
I contacted KB Homes prior to contractor's assessment and, as usual, KB Homes made it quite clear that warranty is only for one year so that it is not their problem. Coincidentally, KB representative reports so many of their homeowners reporting roof damages. Wouldn't this suggest some troubleshooting on their part? In KB's world, of course not! The estimated cost to fix my roof, per contractor's estimate, is about $7,000.00. Shouldn't KB Homes have some obligation to help cover the cost?

When we purchased our home 6 years ago, we were told overflow parking would be available in streets and cul-de-sac. Months after, we were sent a letter from our HOA that we were not able to park in the entire community due to it being a safety hazard because KB built the streets too narrow for vehicle to safely pass through. When we asked where our guests could park, as we have a one-car garage and a driveway that barely fits half a car, our HOA told us of an available lot down the street, not in our community, that we should park and walk to our home. We took that advice and our car was vandalized and burglarized. We lost over $2,000 in valuables.
Last night, my sister-in-law came by with her two babies. She came into my home crying and said that before she could even return to her car to move it, they were towing her away. She begged to just collect her two car seats and purse, and she was denied. They informed her that they also were closed for the evening, so she had to wait 24 hours before getting her vehicle back and pay $200 cash. I have reviewed our contract when we purchased our home, and nowhere did we sign anything that told us we could never have a guest park at our own home! The HOA and builder couldn’t care less.
I was informed by the original HOA after we purchased our home that KB messed up the construction plans and unintentionally made the streets too narrow. So if we were told otherwise when purchasing our home, why are we being forced to abide? KB should have provided some sort of parking, maybe an extra lot with parking spots. But you see, they would not have made a profit. The entire community is frustrated and parking at gas stations and walking home. It’s ridiculous. We are trying to sell our home, and the second anyone finds out about the situation, they want nothing to do with our home or community. It is the one and only reason we’re selling and the one and only reason no one will buy.

I built the home and closed on 2/27/09. Before closing, they took pine straw and covered 75% of my backyard. When I removed the straw, I discovered a lot of broken glass, build trash and car parts. I did call in a complaint and the building project manager, Ryan, said, “We don’t clean yards,” but he will have the landscaper comeback to clean up. They returned twice and nothing was done. I did call his boss and told them that this is not acceptable. He said, "We will try again and please give us 10's on our customer service survey and I’ll give you free gutters.” What kind of half ** builder does this?
The other thing is I can’t even grow grass on the side of my house because of the steep slope and solid clay yard. Now the company that KB Home hired for the HOA, I have 4 days to grow grass or pay $25 a day that there is no grass. Now people would just put sod down like the guy across the street from me. He has a pond in his yard and Ryan, the KB rep came out and told him, "Too bad, we are not covering this under warranty,” because he did put sod in. And that HOA, there are three people on the board and guess what, they are all KB employees.
I have many problems in my home: toilets leaking water under my floors, cracked sidewalks, porch, garage, and driveway. Their comment, "Well concrete cracks, that’s what it does.” I am no way a picky guy but after I had to take 8 inches of the yard out and refill it and grade it, my two and one-year-old still bring me glass and rusty nails. I have owned Ryland Homes before and never had a problem. Now after living here for six months in a community with 2400-3500 square foot homes, they started filling in the area with some cheap trailer looking homes, you know 1100-1500 square feet. My only advice is stay away from KB Home.

We have a problem with our air conditioning unit. The A-frame, along with coils, needs to be replaced. When coils were cleaned by a professional, a lot of saw dust came out. The coils were cracked due to freezing, and Freon leaked which caused nausea and headaches. The rep would not listen but stated that the warranty expired. We let her know of the situation but she would not listen. She stated that it was in our hands and it was our problem. Also, on the ceiling of the two-bed room, the nails popped out… What can I do? We did report and they only fixed the restroom since. It’s a long story and we got nothing but problems with KB homes. We’re tired of being kind and patient… no more...

Part one of my problem is with the house or property and the other is the way the sale and financing was handled. When I did the walk-through, I mentioned the missing peep-hole, chunks of concrete in the grass, a big cut or slit on the kitchen counter and one of the walls was darker than the others and some door frames were not cut right (corners of door frame missing so patched up with left over pieces). I was told the peep-hole would be fixed same day, grass would be re-sodded, the slit/cut on kitchen counter was a seam and the doors would be fixed. So being a bit naïve, I initialed and took him at his word. The only thing that was fixed in timely manner was the wall being painted. The peep-hole took about a month after moving, in which about 3 months later the door came apart and the funny thing is there was chewing gum inside the door! The grass being resodded - nope, it never happened. I have invested hundreds of dollars and in my opinion I still have 10 different kinds of grass, the door frames still look the same to this day and so does the kitchen counter.
The sales guy told me that they did resod, but someone must have thrown old rocks in the grass! Okay, all this to me is kind of minor when it comes to the rest of my experience with KB Home. Okay, so I have been in the home for 2 weeks and I get a water bill for $300. So, I have the water company recheck. They did and it’s right. I called KB and the sales guy says maybe I take too many showers. Seriously, I’m thinking, “Did he really just say that?!” So it turns out that there was a leak in the sprinkler system which I didn’t even know I had much less turned on! Did KB offer to do anything about that? Nope, but they did mention some clause about me not being able to complain. A few months later, my living room windows start leaking during a bad storm. So, the guy in charge of warranty issues comes by and says it’s because the water was blowing sideways. Right, I say. It happens again and again. I complain and complain. Now, this guy Derrick is very nice, very polite and always responded in a timely manner and would always make a call while walking outside. I heard him say, “I’m telling you this could be bad. Let’s just fix it.”
I don’t know what he was told, but he comes in and says, “Have you sealed your windows?” I had. I did it after he explained how to do it, even though I was still under warranty. It happened at least 10 more times so I contacted KB corporate and told them I was sending a letter from my lawyer with legal action if not fixed a few hours later. Derrick was at the door knocking and told me sometimes the brick sweats and if it did it again, I should call him and he would come ASAP to see where it was coming from. So, one night I wake up during a storm and there is water everywhere. My kitchen is covered all over the counters. My grout was oozing water and the living room windows had water coming in.
Derrick came, checked and said it’s a minor leak, pressed or kind of leaned on a window ledge and off came part of the wall. He gets on the phone and says, “This has to be fixed now.” The thing about that upset me the most is that KB said, “Well, you’re well out of your warranty now, so we are doing this out of courtesy.” They ended up having to take down the whole back of my house where the living room is at and the side where the kitchen is at. All this only after part of a wall falls down and I threaten to sue because some kind of moldy stuff was on my wall and sometimes it still shows up. In my opinion, KB Home builds cheap houses thrown together. I was shown a paper stating that the house was inspected by an independent. When I asked for the form to see who did it 6 months later, the lady laughed and said KB does not do that. Recently, I was up in the attic and discovered holes and gaps where you can stick your whole hand or head through to the outside. I don’t think you should be able to that. I am no expert, but the wood used in the attic appears to be 2 x 4 and a lot of it rotted looking. There are lots of other minor things.
It cut outs to the attics and doesn’t fit right. The caulking in the bathroom came apart after 3 months. It was sold with a fire place, but has none. The kitchen grout and some tiles were never replaced after replacing the wall. Not enough insulation was used in the attic and I’m sure there is more. I am having a home inspector come out so I can know everything. Best advice for any first time home buyer: use a realtor, have the home inspected and never ever buy from KB Home. I feel like I was taken advantage of. I bought a house that was thrown together, over-priced and even the sales method used should be illegal! Almost every home on my street and neighborhood has been foreclosed on and these are very nice homes. Now, my home has lost over $25k in value in less than 3 years! I wish I could find the sales guy. I was told he quit and the warranty guy told me he would never buy KB. When I asked him why, he said, “Honestly, I see how they are built and it ain’t good.” Overall, I think he was the only reason I did not lose my patience, but KB, yeah it sucks!
About 3 years ago I bought my first home using KB Home. The sales agent showed me a home that was $170,000, which I liked and signed on. Being a first time buyer, I should have known better when he said he could fix it to where I would be financed for that amount. My father told me to see what the local taxes were, which I later found out were not accurate at all. The sales agent also told me that I had to go through KB's mortgage company, which is Countrywide. For some reason I was given two mortgages with Countrywide and understood that all my taxes and insurance, etc. (escrow) were tied into the larger of the 2 mortgages with a higher than usual interest rate which I was told could be refinanced after 2 years with no penalties. After about a year, one of the loans was sold to another company, Litton Loans, which in my opinion has some of the worst customer service imaginable.
Now, please understand that I was a first time buyer and, yes, a little "dumb" for getting into this in the first place. So 2 years later, interest goes through the roof and no company will refinance, even though I had never paid late even at the time because it’s 2 mortgages (not even Countrywide even though it was there’s to begin with). I get a letter stating I am behind on my taxes, so I pay. Thankfully my home is currently under the Soldier and Sailors Civil Relief Act, so I haven’t lost my home yet! Although since I have been put on S&S act, the escrow is now included in my mortgage payment but payments must be paid over the phone. So when I call, customer service tells me the amount for the escrow and mortgage and I pay it. My statements say that I am current and one day after inquiring about bad mortgage loan restructuring, I get a statement stating that I am behind by almost $5000! Still, I have not gotten any kind of solution at all! As for the S&S act, I also discovered they only had me on it for this past year, but should have been on it the entire time, which is about 3 years. Hopefully, now that Bank of America owns it, now I can get some kind of solution. I know one thing: I am much wiser and leery about buying a home!

On June 26, 2008, we bought the model home. We had a walk through before we moved to this home. We noticed that the toilet set are low, the ceiling fans in the patio are different, the garage door was not the same, and big pots decor were missing. My husband noticed that there was a gap, about half-inch gap, from the wall to shower solid surface.
All the above issues were presented to KB Home customer service. KB Home sent someone to fix the shower gap but he damaged my wallpaper by ripping off my wallpaper. I was told to get an estimate for the wallpaper. I told them that I have no time to do it. I wanted them to take care of this wallpaper issue. I was mandated to get this done, so I started getting estimate and sent three estimates to them.
This time, they asked me for an appointment to see Rhett **. He came and made another appointment for his supervisor to came. He begged me so I did allow another appointment. When Rhett ** and his supervisor came, I was presented with three choices:
1) Remove the wallpaper and repaint the master bathroom;
2) Get me $350.00 and do what I want, which is very low cost to repair the damage; and
3) Re-patch the damage by getting it from the back of picture frame.
I also mentioned to both of them my issues above. Both of them responded that they were not there at that time. I told them that this is KB Home issue and they are all employees of KB Home. They should be aware of all my complaints. I think that from the very start, I was abused and cheated by KB Home employees.My reasons are as follows:
1) The upgrade or option included in this model home was $165,144.00 and the total price was $578,134.00. Mr. Brandon **, the sales agent, told me to offer $350,000.00. I know I should not have followed this advice.
2) KB Home has their own escrow company and it is mandatory to go to that company. I also have issues with their escrow company because after we closed the escrow (and we are the legal owner of the property), the First American Title company changed the documents. I think they are hiding something for their own benefits.

We bought our KB home about 3 years ago and all was well but a few minor things that were not to be concerned and would be fixed on the spot. The big problem we had, or should I say have, is a leak! It is in the kitchen coming down from the furnace. The thing is, we found out a year ago that they did not properly fix the valve and they came in "out of courtesy" to cap it, but that was not the problem.
The leak got worse and the thing is, we could not tell until this year due to the leak not being visible until excessive damage has already been done. We were forced to call our insurance and get the thing taken care of. But our insurance will not cover this, and they said KB Homes is responsible. Well, the leak has been going on since the day we moved in and 2 professional plumbers have already reported that it was due to poor workmanship. It has been going on since day one. We called KB and got hung up on. They said it's not their problem. This is really bad. We will be out thousands of dollars for this if they do not take care of it. We need help, or should we need to contact a lawyer? We are not seeking a lawsuit. We just want it fixed!

We started having recurring A/C problems 3 weeks ago. After our 3rd repairman came out, he determined that we have a leak in the line somewhere from where the A/C lines enter the exterior wall of the house, to where the lines connect to the unit in the attic. His determination was a nail from the HardiPlank installation pierced a line. There is also a large manhole in my front yard that never was disclosed or indicated on my plot map.

My husband and I are senior citizens and moved from Colorado to Southeast Missouri to retire, where the living is slower and less expensive. In the last 2 years, we have been missing our friends and family and have decided to move back to Colorado.
Since we are retired and on a fixed income and the home values in Southeast Missouri are quite different, it is not as easy to find an affordable home in Colorado. We were searching the internet and found a KB Home community in Lochbuie, CO, where the homes seemed to be affordable and it is away from the hustle of the city. We called for brochures and were sent the brochures and called the Sales Office and spoke with Sales Rep, Lisa **, very pleasant and very informative. After discussing the options and upgrades, it seemed like the perfect opportunity to return to Colorado. We told Lisa we would be coming to Lochbuie soon.
We were very excited and were celebrating my husband, Werner's 85th birthday and decided this would be a fitting gift for an 85th Birthday. We drove the 1000 miles to the Sales Office in the building site at Lochbuie, Colorado on 3/24/09, were met at the door by Amy **, with a brochure with a very different price. All homes were increased by $5000. When we tried to show her our brochure that had just been sent to us, which brought us the 1000 miles, she said, "We have the right to change our prices anytime". We told her this was bordering on illegal and was surely unethical. Very disappointed, we drove around for a while and cried and got sick to my stomach. We settled down from the shock of this, talked it over and decided that if we went back, surely they would be reasonable.
We went back to the office and the price was back down and Amy even decided not to charge us the lot premium. We had originally chosen the "Conifer" but after discussing the upgrades and prices, we thought it was a little much for our budget and Amy showed us the "Conifer" and said the "Aspen", which was the next one on the brochure, price wise was almost exactly the same. Amy said that the only difference was the "Aspen" would not have the long hall way, high ceiling and a few of the interior upgrades. We decided we could live with that and then were told that no picture nor plan existed for the "Aspen". When we came out of the back office, the front office where the informational literature had been kept, was disassembled and all the literature was gone.
Amy took the financial information for CountryWide for loan pre-approval. We told Amy we were anxious to get this taken care of before we had to return to Missouri on 3/28/09. She said that would be fine, we could do everything by phone and e-mail. She would call us every week and Matt, the builder, would call for a pre-construction meeting and explain everything to us and call us for approval for every phase of the build. She told us to go have lunch and look over the neighborhood. We did that and came back to look at the lots, told Amy we would like to stay away from the cul-de-sac, would like to have our home set back from the street and would like to have a privacy fence. The lot we chose was as far from the cul-de-sac as we could get, with the choices we were given. The lot was marked only on three sides. When we asked if the property line went straight back, Amy said yes. The lot looked nice and square and sloped slightly to the street. When we asked for something that would show what this house would look like, Amy said nothing existed on that particular home at this time. When we pressed her, she finally gave us a copy of a portion of a blue print.
We were told by our Sales Rep. Amy **, that we would have all the information as soon as she could get it. When asked if we wanted to sign the Purchase Agreement now, we decided to wait until we could get the earnest money. Amy had asked for $10,000 earnest money and when we questioned why so much, she told us we were high risk because we owned a home. That did not seem right, since neither of us had ever had a label like that. We were told Amy would set us an appointment for the Studio to choose our interior upgrades on Friday, 3/27/09, at 10:00. The Sales Office would be closed on 3/25/09 and a blizzard was predicted to move in on 3/26/09. It was a little disturbing to know we would not get a chance to look the place over again or share it with friends and family. The hardest thing was not having access to the informational literature, which would have given us enough information to know which questions to ask.
The storm moved in and dropped about 18" of snow. Our appointment was canceled and were told Udie would work us in Friday afternoon. As soon as we could get out of the hotel parking lot about 10:30, we made our way through the deep snow to find our Credit Union, which had moved since we moved to Southeast Missouri. We got the $10,000 and started the journey to Greenwood Village. The snow was still slushy in places, so it took longer than it should have. Once we arrived at the Studio, about 1:30, Udie was able to get to us in a short time but It took a lot of time to choose the upgrades to fit our tight budget. Udie was very patient and nice to us. When we finished about 5:00, we were told Amy was on her way with the Sales Agreement. We waited what seemed like forever, since we were very tired and when Amy arrived with the paper work, it still took another half hour for her to get the paperwork like they wanted it.
It was so late when Amy was ready for us she said since it was so late and we were so tired, we need not take time to read the paper work; it was just standard and she worked with mostly first time buyers and she would take care of us. She would just thumb through and show us where to sign and where to initial and would send us all the information we needed in Missouri. It did not seem wrong to put all our trust in Amy, but when she got our signatures on everything and our earnest money ($10,000), she said that she only represented KB Home and not us but that she would help us through the entire transaction. She said that we weren't entitled to representation since we had not brought a Realtor with us when we came to the Sales Office and that KB Home would not pay for us to have representation. Amy assured us that it was okay and she would take care of us.
After taking two days to return home to Missouri, we began to look at the contracts and the first page had errors. That distracted us from reading on. We began to call to try to straighten out the errors. Wrong lot number, #7 instead of #9 and the wrong filing. After we thought that was taken care of with an Addendum, the paperwork kept coming with the errors still remaining and as we read more, we found where one of the financial documents said we had only put earnest money of $1000 instead of $10,000. The paperwork tug of war began and as we read we found things that we would never have agreed to. It was anything but standard.
We continued to beg for more information on our property and the volumes of paperwork continued to arrive and much of it didn't make sense or we didn't understand. Even though Amy told us we would get the original price quoted us before we went to Lochbuie, on the Sales Agreement it had the inflated price with the $5000 added on and a lot premium of $4000. Then that was taken off as a discount. They were not very happy when we called their attention to that. What would prompt them to do that? Unless they were trying to inflate the appraisal. When we asked Amy why so much paperwork to purchase one house, she just laughed and said that is to keep the lawyers busy. They would send bits of information but would not send us a picture of the home or the layout of the home on the lot. She finally sent a layout of the inside but no layout of the house on the lot.
Then we received an Addendum, which Amy referred to as a "Sales Summary" and we didn't like the wording on it and refused to sign it. It said that they were adding to our total and that any oral representations and promises were not valid. Most of the representation was oral: the description of the home and lot, even the pre-construction meeting was going to be by phone. Amy continued to call and coerce us to sign the Addendum and said they couldn't get the permits to build the house if we did not sign that document. Amy went on vacation and we called Michael ** to try to get the information we needed. He did not return the call. We called the office and spoke with Lisa and she sent a picture of the house and it was just a blob of black ink with no detail except an outline of trees. You could not tell it was a house. I called back and asked Lisa to edit the picture and resend and she said she would send it by snail mail and Lisa said they had the permits and set the pre-construction meeting for 12:00 on Friday, May 22, 2009. We thought it was very strange since Amy had told us that they couldn't get the permits without our signature on that Addendum.
Amy returned from vacation and set the appointment back for the pre-construction meeting until the end of the business day going into the Memorial Day weekend. When we got on the phone for the meeting, they sent the picture of the layout of the house on the lot and it did not resemble the house we ordered and the lot tapered to the back and the house could not be set back as we ordered. The biggest surprise was the drainage ditch going along the property line. The entire transaction was misrepresented and unrecognizable. Again, Amy told us we must sign that Addendum that she called a Sales Summary. This time she said they couldn't get an appraisal without that document signed. She said if we refused to sign that document we would have to sign another document that would be drawn up by their legal team. We did not wish to agree to sign a document that we had not seen. Since we trusted Amy enough to let her talk us into signing the Sales Agreement without reading it, that we would agree to sign anything. It did not make sense to us and we began to mistrust them and told them to stop, that we did not wish to move forward with this transaction.
Now it was the end of the business day and going into a three-day weekend so we were afraid that we were missing some deadline. So we began to search for someone with a fax machine. The only one we could find in an office was a young Attorney in Bloomfield and we asked him to send us a quick letter to KB Home. After the weekend was over and FedEx was opened, we sent a back up letter. We did not retain an Attorney and was not charged for the letter that was written for us. We told Michael ** when he finally returned the call that we did not retain an Attorney and he said Amy would not be talking to us. Then we received a call from KB Home's Attorney saying that we would have to retain an Attorney and they refuse to communicate with us.
Now, they have our $10,000 and won't talk to us. We feel like we have been robbed. We have no idea what is taking place there and have no one to talk to. We don't know what to do. Please help!

We purchased our house in Feb of 2006, from KB Home, directly (the same year it was built). After only three years of KB building the house, we had a huge leak coming from the back porch of the house.
Pre-inspection, there were several cracks found in the stucco on the rear wall of the house facing the back porch. Also, the water was coming from a window on the same side of the house. It was also noticed that the grading (the landscaping) is in the same level with the finished floor which was a factor in the leak. When I contacted KB Home Customer Care, they sent a person named Drew to inspect. After the inspection, I was told by Drew that the house is three years old and needed maintenance. He said that the stucco cracks are not covered under warranty because they are not wider than 1/8". He also said the house is a concrete block and all houses in the area are built the same way where the end of the stucco is below the dirt level.
I explained to Drew that this is a $395,000-three-year-old house and it should not have leakage problems that soon. It certainly appears to be a problem of cheap building material and a poor workmanship used in building the house. I had to hire someone to seal the window, seal all the stucco cracks, and lower the grading to below the finished level (there is no basement in the house, it is a two story house with the first floor being the finished level). The house is currently being rented to a tenant. I had to also compensate the tenant for the inconvenience and their cost in renting a water sucking machine to dry the carpeted floors.

I purchased a house built by KB Home in Lochbuie, CO in May 2008. This individual, **, was the broker who sold us the house. He was lying to us all the time. Then when we came to move to this house, the backyard has all the easements for 3 houses; plus, our backyard looks like a river in the rain time. We can’t use the backyard. We kept complaining to the builder since October 2008, but they keep telling us that we can’t do anything to fix the yard because even so it’s ours, for them it’s not ours; it belongs to the whole community, but we paid for it.
The builder did not allow us to do anything which is weird, and the backyard started to look more like a river, water from rain coming from the houses around us directly to our or not ours backyard. Now, we have in the middle of backyard erosion, and the water keeps digging. We went to the builder, hired an inspector which recommended to the builder to do all the adjustments, but the builder refuses. We are going crazy we don’t know what to do. Any idea? Thank you. I have high blood pressure, and I am sick and nervous because I can’t put them to understand that the backyard belongs to us. We paid for it, but KB is using us and the backyard for their needs.

My husband and I decided we were going to buy a KB Home because of the great price they advertised and the beautiful model home we looked at. We went into the office, chose our lot, signed some papers and were told we needed to do our design appointment before anything could be started and if we cancelled before this time, we would receive our earnest money back ($2000)! We went to the design center and realized everything was an upgrade, down to the brick! We hadn't even finished with standard upgrades and we were already up $35,000! Obviously, we knew we were getting screwed and we couldn't afford the house anymore so we cancelled. Now, they won't give my money back!

I purchased the first home sold in Silver Springs II in Mentone, CA this past July (2008). I specifically requested the smallest home, was shown the plots display in the sales office, and was told the smallest home built would be 2263 SQ. FT. I recently found out they are splitting my community in two (Silver Springs III) and selling houses that are 1400 SQ. FT. According to San Bernardino County Permits and Planning, they have always had this ability, but never disclosed this change.

This letter will serve as notice that the home I purchased from KB Kracker Box Home on September 30, 2003, has numerous construction defects, some of which may be major that have not been corrected under the terms of the contract or the requirements of the FTC Consent Order. I am a 100% Disabled Veteran that served my country 3 years in the United States Army and 12 years in the Army Reserve. I have been diagnosed with Post Traumatic Stress Disorder (PTSD). I used my VA Benefits along with the Texas Veterans Land Board (TVLB) to purchase a new KB Home on September 30, 2003. Also, I am on a fixed income.
Bruce Karatz, the past CEO/President of KB Home resigned in disgrace and shame for back dating stock security. Recently, Karatz agreed to a settlement with the Security Exchange Commission (SEC) that included a relatively small inconsequential fine of $6.7 million in compensation and interest to KB Home and a $480,000.00 penalty to the U.S. Treasury which is a slap in the face of all KB Home shareholders and KB Home owners left with broken down defective homes.
Also, to add insult to injury, prior to Karatz's resignation he was awarded $245 million golden parachute and since he was fined to repay $6.7 million, therefore, KB Home has more than enough funds available for me to enter into a Buy Back Agreement within the next 30 days. Enough is enough, my mother and I have been deprived of the full enjoyment of my home, which has left us both emotionally and financially drained. We will no longer be subjected to further discomfort or paying for mistakes that were not of our making but that of KB Home.
On May 29, 2008, I filed a Notice of Protest with the Tarrant Appraisal Review Board. My original market value of my home was $172,200.00, my market value has been reduced by $72,200.00 and my current market value is $100,000.00. Nevertheless, my pay off amount on my home is $158,877.32 and this leaves me hanging upside down in my mortgage payments.

We purchase the new home with KB on December 2008. The house is not ready to move in until July 2009. My husband just lost a job. We notify KB. KB division manager contact us after I sent a lot email out to all KB department to ask for help. He said my husband have 21 days to look for job or else we lose the deposit. It on the contract, I should know about it. I don't think KB treat us fair. Maybe I don't speak English well that why he doesn't care because I can't do anything. I can't do anything further. I need some help from attorneys to advise what can I do next. Please help us. I can't get any help from KB at all. I try to call the vice president, the president of the company. No one care. No one want to answer or return my call.

We purchased our home in San Antonio. We were told this was an upscale community. It all started when we decided to use KB referred Countrywide Loan. The person there let our paperwork sit on her desk for weeks (this delay cost us a higher mortgage rate). Got that done, the day after we closed our water pipe came apart between floors. Flooding out the downstairs. Called KB, told them I wanted them to gut the areas that got wet. Not knowing there is a home lemon law. They could have bought back my home at that time.
When I showed up to see how much work was done, I came into my house to find large blowers on the sheetrock. It doesn't take a scientist to know you don't dry sheetrock if you are going to pull it down. I went to the construction trailer and insisted they pull the sheetrock down. At that time I started taking pictures. This also delayed our being able to move in. We lived here for about 5 months when it was brought to our attention, that the green belt behind us is a flood plan. KB takes pride in that dry creek. They have a model of it and is selling it as a nature trail. KB, don't you know you're supposed to stay away from dry creeks in case there is flooding upstream?
A few months later KB started to build new model homes. They look nothing like our community. They changed our name (again not informing us). They waited a few weeks then put a sign out starting in the low $90's. This is a joke. We paid over $200,000.00 for our home. We called a meeting and one of KB advisors was asked when did they know that they were going to change the community? His response was about 6 months ago. Isn't that illegal? Don't they have to disclose when they are going to change the make-up of the community? K.B. just keeps lying.
Through the months and getting to know our neighbors, many of us have construction defects. I took a corner of my foundation off with my hands. Nail pops, cracks going up the bricks and the foundation. We have lots of cracks throughout the house.There is even a home that was built about 2 years ago. They found out (because mud and other stuff) came out of the sinks and toilets. They never installed a sewer pipe from the home to the road. Pure neglect hiring labor that really has no experience. KB has a pattern of doing this. Building the larger nicer homes, then bringing in much smaller homes and riding on our equity. We already lost $40,000.00 because of KB bringing in the smaller cheaper homes. You would think our home value has gone down because of the economy. Not true, our area has had a 2 1/2% growth. My complaint letter to Mr. Bruce Karatz, Chairman and CEO RE: KB Home Buy Back Request.
"This letter will serve as notice that the home I purchased from KB Home on September 30, 2003, has numerous construction defects, some of which may be major that have not been corrected under the terms of the contract, the requirements of the FTC Consent Order. This letter is in no way intended to be a formal demand under the Residential Construction Liability Act (RCLA) but to give KB Home the opportunity to enter into a Buy Back Agreement with me within the next 30 days.
Immediately after KB got my earnest money, a senior KB consultant told me that I needed to buy gutters as an upgrade to protect my investment if I wanted my foundation to last? That should have been a warning that buying a KB Home was not the right thing to do, and that the intent of KB was to deliberately design and build a substandard foundation for my new home.
From the time I moved in, the following problems have been ongoing. Wind and sand come through windows. The brass metal bar that holds the carpet in place sticks into our feet and the carpet sheds. Doors close when opened, baseboards are cracked in bathroom hallway, bedroom and living room and the shelf is falling in the master bedroom closet. The marble floors have cracks in the mortar joints, countertops and kitchen cabinets are uneven, and the walls bow, are lopsided and have nail pops. The fireplace mantle is coming apart from the wall, and birds are nesting in the fireplace. The hardy plank is splitting apart at the seams, and the garage floor is cracked and chipped. The exterior trim around doors and windows are cracked and splitting, brick work is lopsided and there are cracks in the brick.
The driveway is split and chipped, trash is mixed in the soil, cement has been dumped throughout the grass particularly along the left (east) side of my home near the foundation. The land also slopes drastically away from the foundation creating a slope that is excessive over short distance without an adequate retaining wall. As a result, when watering the grass, the water runs down the street and sidewalk creating extremely high water bills. The foundation is in need of at least 9 piers on the right (west) side of my home. My computer monitor loses power, the washer is not receiving proper water pressure and/or electric, light switches pop when lights are turned on and light bulbs corrode and explode. Whenever the AC or Heat unit comes on, lights flutter. The AC and Heating unit has never worked correctly (extremely high electric bills) and is not working on the first floor at this time. The zone control panel was replaced 3 times and the AC and Heating unit is noticeably not adequate for our 2-story home. Finally, since September 30, 2003, it was confirmed that the damper motors was installed crossed (?) on the AC and Heat unit.
My family has been deprived of the full enjoyment of my home, which has left us both emotionally and financially drained. We will no longer be subjected to further discomfort or paying for mistakes that were not of our making but that of KB Home."

We move from California to San Antonio, Texas. Bought new KB Home in 2007. Community was supposed to be an Upscale community. It is not. We paid over 200 thousand for our home. Now they discontinued our home models, and are building 90 thousand dollar homes! Not to mention the house has several construction defects. KB should not be able to do this kind of business, non ethical! Whole community has same issues. We want KB to buy our homes back. They lied, mislead us! Please Help! Our property values are going down and our foundation is falling apart! Our community name was changed w/o informing us! We have been on the news and also we have gone to our Commissioners court! Our home went down in value. We were lied to, Mislead into buying into an upscale community. We are exhausted and very concerned. Several construction defects including several cracks in our driveway and inside garage. We have been robbed at enjoying our new home! This should of been a wonderful experience, but it has been horrible!

When we first looked at KB Home, everything seemed great. Staff was nice, builder was nice. But then when our house was almost complete, our builder was fired, our sales girl was fired, both incredibly nice. Since then, it's been hell. We have been through three different builders, 3 different sales girls, two different painters and we have only been living here 4 months. The second builder tried to change our closing date two days before we were supposed to close because he had a dentist appointment! Are you kidding me!!!! He was the rudest, incompetent person I ever encountered. Since we have been living here, now keep in mind it's only been four months. We have a ceiling leak, a river runs through our backyard because of a poor drainage system, a water leak in our front yard, which we have left about 15 messages and still has not been fixed. Neither has our ceiling leak. I've left messages with their home office, still nothing. I guess I'll be swimming in my house soon!!!

My KB Home is 30+ years old. My complaint is I bought it in 2000. And now several years later, I have found out that these houses are so poorly constructed that I'm stuck with a liability rather than an asset. It's a money pit. The problem is it is not structurally sound. The roof trusses keep breaking causing the sheetrock throughout my ceiling to crack and dip all over the place. I have already fixed a truss but now have to come up with the money to patch my ceiling all over. I'm not talking about a little hairline crack. I'm talking about separation, in some places an inch apart, and sagging sheetrock. Pieces just fall from the ceiling. It's quite embarrassing for people to come over and comment they don't feel safe because they are worried about the ceiling falling on their heads. And my nice tile floor has cracked. because the foundation cracked. I have a portion of an external wall which has cracked and looks like it's just going to fall down.
Apparently there are many houses in my subdivision that were involved in a class action suit back within the first 10 years they were built. The lawsuit went on for 7 years and most homeowners got next to nothing for these lemon houses. Those houses have to be sold as-is from now on. The part that makes me angry is, this was a known defect with these houses. Lawsuit or no lawsuit, there should have been something in the county records noting these houses have this condition. That would have saved me a lot of time and expense in researching county records, hiring a structural engineer, a soil engineer, a foundation expert to come and tell me basically I bought a house that has severe structural problems due to the cheap construction methods. One structural engineer said if they have just spent $60 more to give me a thicker foundation that may have been enough to prevent all the problems at my broken down palace.
Who is out there who can regulate KB and keep them from continuing this practice? I checked with all my neighbors and we are all in the same boat. One has their ceilings repatched repeatedly. They made the mistake of putting solar panels on their roof to help save money..ha ha and made the ceilings all re-crack. It's pathetic. I'm ashamed of my home. I don't have the money to rebuild this house.

Not all the experiences has been negative. Many of the service and studio folks were great. The price point was even better. However, my fundamental problem stems from the complete lack of oversight of my home during construction. The gentleman that handled this resigned 6 weeks prior to the completion of my house. This was given to someone already tasked to the limit. It's a phased out community and they were leaving in a hurry. This impacted my construction. A hole was left in my roof. This is after I pointed it out to the new KB manager that an area of the roof did not look right. He said he will have someone look at it, but that it was probably nothing.
So when after I moved in, I did not feel comfortable and checked the roof, only to find this hole were a vent cover should be. Pre-paid cable wiring not done! In many areas, patches of grass were laid 2 to 4 inches apart! And now the Leaks have begun. It appeared that a defective pipe was used. However, the testing should have discovered this problem. So it was repaired and all the headache that this entailed. Today, another area of the pipe burst. Now I need carpet and certain walls replaced. KB has attempted to handle these issues...considering I bought only 2.5 months ago. But these experiences really have put a damper on the excitement of owning a new home :(

We rented a 3-bedroom 2250 sq. ft. from a homeowner sight unseen, who had the home built by KB HOMES in Leander, TX. We had to move into the Austin area quickly and we relied on the internet. Thankfully, we insisted on a 6-month lease before we made the trip. The home looked very nice from the front. Once inside is when realization set in, cheap, cheap, cheap. Upgrades, you say? I am sure that someone had a decision to make at the time. However, I would be embarrassed to even build a home like this one, amazing that someone purchased it even more.
The bathroom doors (2) are only 24 inches wide. I literally have to walk into those rooms sideways. They aren't even paneled, just cheap. The bathrooms are bigger at a Motel 6. One must close the bathroom door to reach the tub. One must lean on the wall to see themselves in the mirror over the sink. The baseboards throughout the home are only 2 inches high with the quarter round inch? Are you kidding me? I haven't seen that since the 60s. The floor plan doesn't make any sense since it seems apparent they didn't know what to do with the extra square footage and just built one giant room. Guess it's the living room I think, an extra one, lmao. Want hot water? Turn the water on and wait. Must be a community hot water heater somewhere on this block because it takes forever. The fixtures are cheap and have corroded. The home was built after the turn of the century people.
I could go on, but you get the idea. It's like buying a new car, stripped beyond base model. No wheel covers, just looks like you have 4 spare tires on the thing. Someone had the opportunity for upgrades at the time, I understand that but damn. KB builds them, just like this one. I would have opted for a FEMA trailer.

I've been waiting for KB to repair water damage in both bathrooms for over a month and a half. The warranty service is terrible. Do not buy from KB until you meet the superintendent of the neighborhood which usually changes every six months due to turnover...

We purchased our KB home in August of 2006. They sold us on the "10" customer satisfaction rating that the salesperson, Laura **, proclaimed was KB's commitment to outstanding service. Once you sign the papers with KB/Countrywide, except to get a piece of junk for a home. We've been in our home for less than 3 years. I took a bath in my master bedroom and noticed that the water level kept decreasing. Then I tried to use the Jacuzzi jets, that stopped working. My husband yelled and told me to immediately get out the tub. I ran downstairs and we realized that the water was leaking from the bathtub. KB stance "Out of warranty". How nice of them. Right on track with the "10" customer satisfaction.
Our heating bills are typically $500-600 in the winter due to lack of installation. Our A/C went out last summer, the tile has buckled, and the toilet runs constantly in the upstairs get bathroom. I could go on and on. I will NEVER BUY A KB HOME AGAIN AND WILL NEVER RECOMMEND ANYONE PURCHASING A HOME FROM THEM. We were promised all these "follow-up" visits that never happened. This was our first home and it's just really depressing to know that we are paying all this money for a 2600 square foot piece of crap. Way to go KB. Keep up the severe lack of customer service.

I'm back again. We have been in the house now for just about 8 months. We couldn't seem to get KB to put in the grass that had been promised us nor would they take care of the downed trees, etc. they left in our backyard. Of course there are still remaining items on the list the independent inspector had found that were done incorrectly and needed repairs. We hired a landscaper. Seems that the retaining walls that KB put in on both sides of our home were not done properly. When my husband called KB to tell them that the drainage systems behind the walls were not installed properly, they promptly sent someone out who took a pipe and stuck it into the ground and said, "There, now there is an extension on it". My husband has learned from experience with these individuals not to take their word for anything. The landscapers we hired were told to "check" to see if the problem was fixed before they did the job we had hired them for.
This would be an added cost of thousands however we felt it was necessary. The landscapers dug in the ground up to their shoulders only to find that the pipe has just been stuck in the ground, not connected to anything as there was no drainage system installed at all. We contacted the BBB of Charlotte only to do a back and forth for months with KB stating (sending the same letter over and over to them each time) that ALL REPAIRS HAVE BEEN DONE. BBB has sent me a notice this morning that they have written it off as a closed item. They feel that KB did everything that they could to correct the problems. Now I ask you, do you really think KB did all they could do to satisfy the customer and give the buyer a fair deal? Hard to believe that the BBB would write this off knowing full well there are items they never addressed and more that we keep finding. We are currently looking for a lawyer to take this to court for us.

Feb. 1, 2008 - I signed a contract to purchase a new townhouse to be built by KB Homes called the Vineyards at Palmdale. I chose phase 3 to be completed in July 2008 the month that I was to retire after working 43 years. The Agent was informed of this as was Brent **, the lending officer for KBH/Countrywide Home Loans in Lancaster. I placed a deposit of $3,000.00 on that date with a lock-in at 4.875% interest. I supplied all necessary paperwork and documents that they requested (KBH/Countrywide home loans). I kept them informed as to my retirement status and in April 2008 I supplied them with Retirement award letters from The Railroad Retirement Board and my company pension from UP Railroad.
From November 27th, 2007 and up until the date I retired, July 1, 2008, I was on sick leave. I had to supply KBH/Countrywide Home Loans on a monthly basis copies of my pay stubs with my sick benefits. At NO time did I ever try to keep my retirement date from these people. I did the KB Homes store thing and had all the options built for my retirement home. I paid an additional $1806.00 as a deposit with KB Homes when I made my selections. I visited the place on numerous occasions while it was being built. On March 17th, 2008, I had to have a heart procedure performed to take care of several congested arteries and had anagrams, angioplasty and stent done. I was cleared for a Gastric Bypass in April 2008 and had it done June 30, 2008.
I then retired on July 1st 2008. When I returned from the hospital on July 3rd, I had a voicemail message from one of the assistant loan officers from KBH/Countrywide requesting that I again supply them with copies of my retirement awards from RRB and UP RR. I sent them via fax > talked to the assistant loan office on July 7th, 2008 to make sure they had received the faxed copies. She said yes, she did receive them. I asked if everything was going smoothly and if there were any problems. She replied that everything looked real good.
My final walk-through was scheduled for July 9th. On July 8th, the agent from the Vineyards (KB Homes) called me to tell me that the inspection was cancelled because the appliances had not yet been installed. I had been to the townhouse 1 week before my surgery and the appliances had been installed when I was there. I called my Realtor. He lived in Lancaster, and he went to the Vineyards to see what was going on. He later called me and told me that the sales agent at the Vineyards had told him that Brent ** and KBH/Countrywide home loans had cancelled the loan because I had retired from work.
I tried several times to reach Brent with no success. I left several messages requesting that he call me as soon as possible. He did not return my calls on that date (7-8-08). On the morning of July 9th, I called the Vineyards and the sales agent confirmed that he had been told the loan had been cancelled. I again tried to Contact Brent with no success. I did finally get a hold of one of the assistant loan officers and she told me the loan had been cancelled. This was one week prior to Escrow closing date. I requested that all papers and all forms that I had signed with personal information be returned to me immediately. A couple of hours later, Brent did call me. He did inform me that the loan was cancelled by KBH/Countrywide home loans. I asked why and his reply was that the numbers did not crunch. I asked for a letter stating why the loan was cancelled. He said I would receive one from KBH/Countrywide with 4 weeks.
It is now January 2009 and still NO LETTER and Nothing in writing to tell me why the loan was cancelled. I had my Realtor contact KB Homes to request a refund of my deposits totaling $4806.00. He sent a letter to a Wendy ** at the Vineyard. She was one of the sales reps, and received the letter back 2 days later from the mailman with a statement on the envelope that there was no Wendy ** working at that address. My Realtor then took the letter over to the Vineyards, asked for Wendy **. She came from her office and the Realtor asked her if she was Wendy **. She said yes. He showed her the envelope with her name on it and the reply stating that there was no one working there at that address by that name. He hand delivered the letter to her and marked the envelope with the time and date.
About 2 weeks later, I received a call from KB Homes, the Vineyard telling me that the final walk-through could now be performed. I informed them that the loan had been cancelled by KBH/Countrywide home loans and that I was waiting for a refund.2 weeks later I received a letter from KB Homes declining to refund my deposits stating that I had caused liquidated damages and they were going to keep the money. I threatened a lawsuit and then received a letter telling me that I could not file a lawsuit because in the original contract to purchase I had agreed to settle any disputes through Arbitration. I filed with the American Arbitration Association, hired a lawyer and have had 1 conference call with my lawyer, a KB Homes representative and an arbitrator.
It has cost me $750.00 to file with the Arbitration Board, $550.00 for my half of the Arbitrators fees, $1000.00 for legal representation, $400.00 in extra rent at the apartment that I lived in when the loan was cancelled, $150.00 in airfare to go to Los Angeles for the conference call, $45.00 in FedEx and UPS services sending back forms to my Lawyer. I have lost the interest I would have been earning on the $4806.00 at 3.06 % with my E-trade savings account. It will cost me an additional $150.00 to $200.00 for airfare when the arbitration hearing finally comes about.
It has cost me an additional 3070 dollars to fight this company along with the $4806.00 that they will not give me back. I WILL WIN and they will pay. Just how long it takes will be up to the arbitration hearing. This company has a reputation of doing this on a continuing basis. They do not believe that the little people, US, will spend the money and time to fight them just for a measly $4800.00. It will cost them more by the time this is over.
It is beyond me. I cannot understand how this CORPORATION, KBH/Countrywide Home loans and KB Homes can have the gall to cancel a loan, then tell and individual that it was the individuals fault that they had to cancel the loan. Especially when they call you back 5 to 8 days later, and tell you they can arrange financing at 6 1/4% since the 4.875% loan was cancelled. If I could not qualify at 4.875, how can I qualify at 6.25%? Makes you wonder if it was the 4.875% financing that they wanted to get rid of so they cancelled the loan?? DO NOT DO BUSINESS WITH THIS GROUP OF PEOPLE, KBH/Countrywide homes loans and KB Homes.

We purchased our house in 2000. We live in Heritage Park Pointe in Friendswood, TX. Most of the problems that we have had with our house, we have repaired ourselves. Recently during Hurricane IKE we sustained significant roof damage. I asked the roofer about placing ridge vents in the roof because the attic is hot and it is impossible to keep the upstairs cool. The roofer said we did not need ridge vents because we have two power vents. When the roof was repaired, new power vents were placed. However they can not be connected because KB Homes never connected the power vents to any electrical supply.
There is no power supply to hook them to. We did not climb into the attic and crawl around the duct work and insulation to see if the vents were connected. I have emailed KB Homes to see if they will correct this error. I am sure they will not cover our high power bills that I think is partially due to lack of ventilation in the attic. I just want an electrician to come and run some power to the vents. Live and learn. We had so many problems with our house that I can not even list them all. We will know better next time.

I have been the owner of my KB home since May 29, 2006. I am writing today regarding very serious concerns I have with some water damage to my back door that has been an ongoing issue since I moved in the home. Reports were made to Keith ** (former customer service representative) on several different occasions. He would send contractors who never came with much more than caulking materials to fix water damage (bubbling paint, soft baseboards and water markings) on and around my back door of the home that leads to the back yard.
The last time a service call was made, a new customer service rep named Nelson came out with the contractors. He was helpful, but his main concern was to let me know that my warranty had expired for the type of work that needed to be done. I explained that this had been an ongoing issue and my concern is that the problem was never resolved which led to the damage worsening over time. I made a call to the customer service office because I now have a wall, baseboards and a back door that has a considerable amount of dry rot as a result of my service request never being handled properly.
While I realize I am not within warranty for your contractors to come and fix the problem, my MAJOR concern is if I get the work done to repair the damage and it continues to happen, then I am spinning my wheels and throwing away money that I do not have. The problem is from the outside in because there is never water visible INSIDE my home, so the moisture is stemming from the outside and is being trapped in the walls and doorway which is rotting and possibly creating mold. In my opinion it has not been long enough for the type of damages to surface that I have in just two years. I would appreciate someone calling me to discuss a resolution to this issue.
The contractor who I have hired to come do the work cannot determine where the water is coming from or how it is getting in the wall outside some spaces between the siding and the building material around the back door. I feel this issue should be the responsibility of the builder since it has happened from the beginning and no one wanted to fix it properly when it was initially reported. I know for a fact I am not the only resident in the subdivision who has had these problems and we all get the same response about the warranty being out. It would seem that since this has happened to several owners in the neighborhood that there's a problem in the building of the homes especially around the back doors.
I am still waiting for a phone call from someone in customer service from a call that I initiated Friday, December 5, 2008. I have complaints about the young lady who answered the phone when I call but that is not the most important issue here. I would appreciate it if someone would contact me regarding this matter as soon as possible. Again, I am in the process of starting to fix the damage but I need to know that it is not going to be an ongoing issue for me. I can be reached any time of day at **. I look forward to settling this matter.

We bought our home about 2 years ago now for 255,000 here in the SW Las Vegas area. Beautiful community away from the busy city. The sales agent was very helpful and showed us all that we needed. We signed the papers, put the money down and then our nightmares began. During construction we visited our home to see the progress. We noted that boards were being placed in the home that we warped, cracked and no good for anything. They would just put more nails in it or put another board on it to hope that it stayed in tact. We demanded that they remove them, which they did. Then the drywall inspection had even more problems. Again cracked boards, 15-20 nails in one board to hold it in place and so we demanded the repairs be made. Again they did so.
When the final inspection came the paint was very very poorly done. Over-paint existed on the doors, walls etc.. It was dripping from over-paint and a pretty poor job all together. Again they fixed it...but we are still unhappy with the poor paint jobs done by KB Home. I understand that they have sub-contractors but hire someone with that reputable, not just to save a buck.
A month living in the house and our tree in the front yard died. We demanded that they replaced it because we were getting nasty letters from HOA demanding that we replace it, to which KB home replied you are out of warranty 30 DAYS AFTER MOVING, ARE YOU KIDDING!! So we bit the bullet, replaced the dead tree for a total cost of 23.00 and have been fine with the HOA, but I still can't believe KB would make such a big fuss about 23.00....
Since then...Carpet has shrunk and need to be stretch, tile is not all level and has been replaced (both by KB home) but now grout in tile doesn't match the rest, the driveway has sunk a matter of 1-2 inches so it is not level with the sidewalks etc. We have another appointment Monday to try and get this all fixed but what a mess!
I would not recommend anyone to buy a KB unless they want to put up with this trash of cracked or warped boards. (which by the way they left in other houses because homeowners didn't tell them to remove them) And all the other many problems that KB home is. We bought at 255,000 and now our home is worth 165,000 a matter of almost 100,000 dollars in a matter of 2 years...and they wouldn't let us refi. the 1st year! HORRIBLE! Stay away from Countrywide/KB!
