Service has been reasonably prompt over past 10 years.... Been paying 1500/year to cover 2 units in nassau county, NY... Today one unit stopped giving off heat so I called in a service emergency call 5pm saturday (since we expects sub freezing temperatures overnight). Got told no service available until Monday. Not what I expect to hear when reported no heat .... Did notice that company is now owned by a Brookfield asset mgmt co which is alarming and probably explains response to a service call is a high population area>.. Won't be renewing.

Hello, I had a warranty with HomeServe for years. Never used them until my heating unit went out and then I was told that it couldn’t be fixed and I had to buy a new unit so my question was are you paying some there answer was no, so all these years I just have been giving them free money like I was being scammed this whole time. So no, I do not recommend this company!!!

I had a severe issue with my property in Belleview Estates. I have a drop pole on the property that was about to break off at the base. HomeServe staff took my call and filed the claim. A tech arrived the next day, determined what needed to be repaired. Order a pole and new equipment, installed a new pole, and mounted a new meter within the week. I have other HomeServe contracts for more homes and have been pleased with each claim I had to file.

We had HomeServe for awhile paying the annual premiums as the local water & sewage department only cover to a certain point on the property and the homeowner is responsible for the rest. We have seen the Homeserve materials in the local company’s waiting room. We decided to get all the services they provided so we would be protected, that was not the case when we needed them the most. For a couple years now our sewer line portion that we are responsible for and is why we decided to get the insurance needed to be replaced dragged there feet on providing service from a local vendor and when it came time to pay out we were denied. Date of incident: Friday 08/08/25. Called at 10:09pm. Called for service due to a sewer back up in the basement and was told they would reach out to a preferred vendor and have them come out.
Saturday 08/09/25 to follow up: *0837am - still no answers. *1214pm - still no answers. *4:29pm - said they would call me back, they called back at 4:42pm saying they keep trying as they now have a work order sent out. *8:40pm - still no answers. This continued all day Sunday 08/10/25 and Monday 08/11/25. The Vendor Mr. Rooter ended up coming out on Tuesday (this vendor has been to my property before due to the same issue) and has explained to Homeserve that the line needed to be replaced and Homeserve kept saying that they wanted to keep trying to clear it as opposed to the recommended line replacement from the approved vendor that they use.
While Mr. Rooter was here they also recommended that the water line be replaced and communicated all this to Homeserve and they denied. In the end the sewer and water line replacement costed me out of pocket $23,461.90. I would not recommend Homeserve to anyone, as there are better options that will actually pay for the service they say they are going to provide. BUYER, BEWARE OF HOMESERVE!!!!

It appears whatever claim I file it’s not covered. This last one, I explained clearly and asked if it was covered and I was told yes, in so many words, (I didn’t want someone sent out if it wasn’t covered), The reps are not tech professionals, and make their own decisions. A drain pipe protruding out of the wall of a home that’s connected to the home water line that needs repair should be covered on the in or out water line. I’m ready to cancel.

Picked up a HomeServe policy when I received an offer in the mail 5 or 6 years ago. It covered our outside sewer line and the second policy covered the outside water line. Was disappointed when they cancelled my sewer line coverage a couple of years ago but kept up the water line coverage. Had an issue with the water line this past December. Called in the claim and within 2 weeks had the repair completely taken care of. No out of pocket required. Amazing!

This is the worst company. I've tried them three different times to see if they improved. They have not. I called three times to get a plumber to come to my home. Homeserve gave me the runaround, so did the plumbers. I had no water in my toilet tank. Homeserve said it was not covered. I asked them, "What am I paying you for." They informed me that the toilet wasn't covered for this particular problem, in fact the toilet wasn't covered at all. They lie to me. I will never ever use them again. This has been a horrible experience for me. Moral of the story is: I called Horizon for their plumbing service and they came out the same day. They informed me that the pipes outside of my house were frozen and that's why I have no water in my toilet tank.
They hooked up a small heater I had in the basement and put it in the bathroom so the pipes could get heat. (It has been zero degrees some nights and days it been really cold.) They also informed to run the faucet so the pipes can thawed out. All of this with no cost to me. I tried this company too many times with the same results. "We don't cover it" is what they keep telling me. No matter if it's plumbing or electrical or anything I might need them fix. "We don't cover it." Sounds like a broken record and no coverage. So I cancelled with this company and will never recommend or used them ever again.

For more than 10 years, I paid monthly premiums for both water and sewer laterals insurance coverage as recommended by Bucks County Water and Sewer. The township requires a video of the sewer lateral to be able to sell a home. The video from my plumber showed a shear in the lateral that required excavation and repair. HomeServe sent out their own plumber whose video did not find any problem. So, as a result there was no insurance coverage. Even though the video showed a shear, their self-serving plumber did not find one. As a result of their refusal to accept the video and the township requirement, I paid $4,000 for the repair to be able to sell my home and the HomeServe insurance was less than worthless.

I had a busted sewer line about 2 years ago, and other than having to wait a few days for them to come and inspect, and then another few days for them to order something to replace, from the time I called the company until the problem was solved in about two weeks, it was inconvenient, but I was completely satisfied, as a neighbor down the street had the same problem and she didn’t have insurance to cover hers and I did, so I ended up saving nearly 4 grand, which made me happy. Three men worked about 4 days and super nice guys and hot days at that, I kept them supplied with water for sure. Very happy they fixed the problem at no charge. I highly recommend HomeServe.

I used HomeServe to have a plumbing service come out to look at my sewer line several months after I had issues with it and had to call them prior. And they sent someone that had a camera and was able to explain to me what was going on which was great and it was quickly handled. Unfortunately my water ended up getting shut off while I was at work because there was a break in the water line by the meter, so I called home serve because I also had purchased that coverage and it is now been 24 hours and I called to check in and was told they were trying to find a company that works in my area.
I was told I could get reasonable hotel coverage and boarding for my dogs but you have to pay out of pocket first and get reimbursed and unfortunately I don't have $150 a night to board two dogs and another 120 a night for a hotel room plus I would have to take my dogs to the vet which means it'll take a few days to get an appointment so they could get their bordetella shots first, in which I don't get reimbursed for that.
I'm not sure why they're having a hard time finding a company because we get a business ad insert once a month and there are plenty of companies that serve out here. This isn't making any sense to me and basically I'm told it was escalated and essentially I'm just going to have to wait, so I had to go buy water so I could wash my hair, and use baby wipes for the rest of me, and can't cook because I'll have to buy more water to wash dishes, and I already have to buy extra water to put on the toilets, and for drinking and for everything we use water for. It's not making any sense to me that they are having a hard time finding a company when I can pick up the phone and find a local company in an hour. This is not what I was expecting when I signed up for this. I thought I would get quick fast service.

They might not let you know your policy is lapsing. They might not tell you you have no more coverage. You won’t know you need to replace that coverage. You’ll find out when you try to file a claim. I contacted HomeServe for an electrical issue. They contacted an electrician for an evaluation. So far, so good. The electrician came to my house, took a few pictures and said he would get back to me. He called a few days later and said HomeServe would not cover the work because "it was a third-party issue." He later sent me an estimate for the work I requested that was over $700.00. I waited to hear from HomeServe to confirm/explain their decision. No call or letter so I called HomeServe. The representative told me the electrician repaired one out of three outlets that needed replaced. This was news to me as the electrician did not perform any work at all. HomeServe offered to have a different provider contact me for a second opinion and would investigate the issue. I told HomeServe not to pay a dime to the first electrician as no work was performed. Waiting to see what happens next.

We are dealing with an active sewage emergency that our insurance company has failed to treat as urgent. It started with a strong sewage smell coming from our basement. We called a plumber who attempted to snake the line, but the snake broke inside the pipe. A second plumber had to come out to retrieve the broken snake. Both plumbers said they found no clogs. The city also came out and confirmed there were no clogs in the main line. Despite this, the sewage smell continued. Another plumber confirmed there was clearly an issue even if no clog was visible.
Around the same time, our neighbors began experiencing severe plumbing issues. They replaced their entire sewer system. When the city returned, they confirmed that wastewater from our home was not flowing into the main line and that our sewer lateral is disconnected or leaking. Our sewage has been discharging into the ground, flowing directly into our neighbor’s French drain, into the street, and into their basement.
This is now a confirmed health hazard. The Department of Health has contacted our neighbors, and there is a real risk they may be displaced from their home due to contamination caused by our sewage. We immediately notified our insurance company of this confirmation. Despite the seriousness, they have continued to drag their feet. They are blaming delays on a plumbing company waiting to obtain permits and will only quote repairs from the middle of the street to 25 feet toward our house - an approach that may not even resolve the issue. Meanwhile, raw sewage continues to discharge into the ground.
This is not a routine claim. This is an emergency involving third-party contamination and public health risk. The lack of urgency, accountability, and escalation has been shocking. I strongly caution anyone considering this insurer: when a real emergency happens, you may find yourself stuck in procedural delays while serious harm continues.

You pay HomeServe for years on Appliance Coverage, and when it's time to have repairs made, you encounter one excuse after another for why the issue is not covered. But their response is that it's not an excuse, it's the policy. Additionally, they want to charge you a $25 deductible per appliance, even if it's a single call for both. Every excuse is so ambiguous that they don't understand and can't explain what they mean. The Appliance Coverage is inadequate and not worth the hassle of arguing with Customer Service. They will find an excuse not to cover your appliance, so you waste your money. They don't understand their own T&C, and they all work from Home. You are better off establishing a relationship with a local appliance dealer to handle your repairs, might cost more, but save you the heartburn of dealing with HomeServe. They are terrible.

I'm writing this review to warn other property owners about the catastrophic failures I've experienced with HomeServe over the past two years. What was supposed to provide peace of mind has instead cost me over $15,000 in damages and left my tenants in dangerous, frigid conditions. ## Year One: The $15,000+ Disaster. Last year, I filed a claim for a malfunctioning furnace at one of my rental properties. HomeServe dispatched a technician who failed to properly repair the unit. The result? The furnace stopped working entirely. The house temperature plummeted, pipes froze, and burst—flooding the property and causing catastrophic damage.
When I filed the subsequent claim for the burst pipes and water damage, HomeServe denied it, claiming "pre-existing conditions." **This was NOT a pre-existing condition**—this was the direct result of their contractor's failed repair. I was forced to pay out of pocket for: Complete furnace replacement. Extensive wall repairs throughout the unit. Water damage remediation. Property restoration. **Total cost: Over $15,000** while still paying HomeServe's monthly premiums.
## Year Two: 40 Degrees and Radio Silence. You'd think I would have learned my lesson, but I gave them another chance this year. Big mistake. **Friday**: Another rental unit's furnace failed. Indoor temperature dropped to **40 degrees**—an obvious emergency, especially with tenants in the home. I reported it immediately. **Friday-Saturday**: Despite this being an emergency situation, NO SERVICE TECHNICIAN contacted me. I called back Saturday and was told someone would call me back. They never did.
**Wednesday (Nearly a Week Later)**: Still no contact from HomeServe or any contractor. I couldn't let my tenants suffer in a 40-degree home for a week, so I hired an external HVAC company to perform emergency repairs. When I requested reimbursement for the emergency repair I was forced to arrange myself, HomeServe **refused to reimburse me**. Apparently, protecting my tenants from dangerous living conditions and preventing further property damage wasn't part of their "coverage."
## The Bottom Line: HomeServe Takes Your Money and Abandons You When You Need Them. HomeServe is excellent at one thing: collecting monthly premiums. When it comes to actually providing the service they promise, they:✗ Send unqualified contractors who create bigger problems
✗ Deny legitimate claims using dubious "pre-existing condition" excuses
✗ Ignore emergency situations for days on end
✗ Refuse to reimburse policyholders forced to handle emergencies themselves
✗ Show complete disregard for tenant safety and property preservation
**What you're really paying for**: The privilege of subsidizing a company that will fail you when you need them most, deny your claims when their contractors cause damage, and leave your properties in dangerous conditions while collecting your monthly fees. ## My Recommendation. **DO NOT USE HOMESERVE.** Save your monthly premium payments and build your own emergency fund instead. You'll have more money available when something goes wrong, and you won't waste time waiting for a company that has no intention of honoring their commitments.
I've canceled my coverage and will be filing complaints with consumer protection agencies and the Better Business Bureau. Property owners and homeowners deserve better than this predatory business model. **If you're currently with HomeServe**: Document everything. Take photos, save all correspondence, and record all phone calls (where legally permitted). You'll need this evidence when they inevitably deny your claims. Consider yourself warned.

I'm giving them 4-stars instead of 5 because they should reach out to their customers when they get a notice of the home selling, and ask if the customer wants to cancel the plan. I lost my debit card sometime this weekend and canceled and replaced it. There were 2 pending Home Serve charges. I called customer service and gave them the new card number. The pending charges I saw Tuesday were processed. This morning I saw 2 additional pending charges. I called to ask why. I was told that account was in arrears. That is not true. I checked my bank statements. I checked my account this evening and there are 4 pending charges instead of 2! I only had 3 coverage plans!. I called and cancelled my coverages and requested a refund. Home Serve no longer provides high quality service. Avoid them at all costs! If someone knows the corporate number, please share.

We had a refrigerator stop working due to a failed compressor, which was diagnosed by the technician that HomeServe sent. He stated that the part was unavailable and recommended replacing the entire unit and submit for reimbursement. Based on that advice, we purchased a new refrigerator. Now we’re being told that reimbursement doesn’t apply because the issue was the compressor. That makes no sense—what else would cause a refrigerator to stop working? A broken ice maker? This experience has been incredibly frustrating and misleading.

We recently made a local move and called to transfer our plan to the new address. Turns out that HomeServe has taken over. And that's when the problems began. They charged our monthly invoice to our credit card, not once, but three times. The customer service reps are useless. I don't know if they're playing dumb, or they are actually dumb. I am overdrawn, can't pay my other bills and now my credit score went down. Customer service = 0. Go to your local HVAC for a cleaning and annual check up - it costs about $450. I have had HS for 12 years. Pay faithfully. Many denials for coverage due to if it is outside or inside. Had hot water heater replaced, over 2,296, HomeServe paid 1,200, (the yearly amount allowed), however, the total amount seemed high to me. Two years later water heater leaked because of high pressure since they did not install water heater to code. Needed an expansion tank. They tried to sell me a water pressure release at my cost of $460 plus tax. When all they needed to do was put the water expansion tank in according to code. The inspector was here, and they walked out, drove away after replacing the valve at side of tank. This is only 2 years old. And they told me it would leak again. So why not bring up to code and put in the water expansion tank. I have a water pressure release valve on my entire water system already.

I have had 3 service agreements with Homeserve for the past 10 years but have never used them as I always call my regular plumber (William **). October 3 there was water in my basement so instead of calling Homeserve I called my plumber who was too busy to come and recommended Zoom Drain from Jersey City who did not know what they were doing. Their snake got stuck and they just left it there with the 6" of water in the basement. A day or two later I called them and told them they need to remove the snake because Homeserve will not come down here until then. They did come a second time and removed the snake and the water but the problem was still not fixed. I then called Homeserve to tell them the snake was removed and they told me someone would be here Sunday but no one ever showed up. He did show up Monday and just took a picture and left saying I will get an estimate which never happened either.
A few days later someone else came who was useless! He tells me the water has to be pumped out before he can do anything to which I told him it was just pumped out two days ago. He called the office and they told him this would not be covered among other things. He was here 5 minutes and left. I then called Homeserve and canceled my 3 service agreements I had with them for the past 10 years. I then called a friend of mine who brought a sump pump and hose and got all the water out in anticipation of waiting for a plumber to come who is a good friend of his. I have tried many times in the past but was never able to get him.
The plumber came yesterday and within the hour he corrected the problem. He used a 30 foot snake and it cleared the drain and the water is gone. He told me the Zoon Drain guys put the snake in the wrong area which is why the snake got stuck and why it did not correct the problem. They also charged me $811 for the two days which may have been 5 hours of work total which was outrageous! This plumber will be the only guy I call for any future needs. He did an amazing job and I am so happy after 11 days he was able to fix it.
As far as Guarini Plumbing who would not help me when I had an emergency at my home they will never be called again! I have used them for years and paid the guys the same day and this is how I was treated. Was told I will get a call back with an estimated time of arrival but no one ever had the courtesy to call me back.. Was told they were busy getting heating systems going when it is not even cold enough for heat and if the people were cool they could have put a sweater on so while my call should have had priority it was just ignored.

Homeserve sent a guy out to fix a wiring problem. I mentioned that ADT was up there repairing something and that's all it took to disqualify me from getting it repaired. The service guy walked back and forth for an hour or so and then told me to fix it would only take a few minutes and a wire, but homeserve won't cover it. That didn't make any since to me that fixing it would take 20 minutes but he just got paid more by wasting time walking around back and forth than he would have gotten paid for just fixing it.
Everyone wants to get paid for doing nothing these days. I cancelled all of my many contracts I had with them. They probably employed a lot of people like him. I personally think I would have just fixed the problem in 30 minutes and have been done with it. They could have had a life long customer in me but chose to keep a wire and lose a customer with many contracts. Oh well. Fewer and fewer things are making logical since these days. Customer service was nice while cancelling my contracts though, then gave me a follow up call just to tell me that the service guy did what he was told to do. Some companies just have poor guidelines and are quick to exclude but will collect as much money as they can without doing anything.

Zach, The Plumber from Geisel Plumbing, gets a five-star gold rating. But dealing with Geisel for a new hot water tank was a nightmare. I requested an afternoon appointment due to serious pain issues in the morning. Instead, Plumbers arrived at 9 a.m. without even a heads up phone call as promised. When I called Geisel to complain, they asked if I wanted to be transferred to their plumbing department and I told them no. I just wanted to make them aware of the mistake. The two plumbers from Geisel walked out to their truck and after 10 minutes I looked outside to discover they left. I called Geisel to figure out what happened and they said, "You wanted an afternoon appointment so a plumber will return to your home in the afternoon." I asked why they would do that when the plumbers were already here beginning the work, and they asked me why I called to complain About the arrival mixup.
I said that I called to advise them that their communication problem is significant. The next day, I sent them an apology email for my rude behavior because I was in so much pain the prior day. No response. After the water tank was installed by Zach (he did a magnificent job), my water was lukewarm at best. I turned the tank thermostat up twice but the problem persisted. Initially, the shower started with very hot water but cooled after 30 seconds. Because Zach replaced two cold water valves the same day my tank was installed, I thought one of the valves was accidentally left open. I called Geisel and they asked if I wanted to start a ticket. I told him I just wanted to speak with Zach and hopefully avoid a return visit. They promised to pass the message along to Zach, but never did.
For three days, I contacted Geisel and each time they promised to address the issue but never did. They also never told me to first contact HomeServe. On the third day I contacted HomeServe and they opened up a scheduling selection and stated if I had any further questions to call Geisel. Seriously? I have chronic pain and need extremely hot showers to ease my suffering. Geisel’s lack of concern, failure to advise me that I needed to contact HomeServe before an appointment could be set up, and lying for three days stating they would get to the bottom of this problem and keep me updated. My husband and I arrived at our Biloxi home on a Saturday afternoon to find the air conditioning was not working, resulting in the inside temperature being 92 degrees. I called HomeServe and was told by AI that this was an emergency situation, and that I would receive a call from a technician by the end of the day. After only one hour, it was clear to us that this was more than an emergency, and I called again and clicked through all the selections to finally get a real person. They told me that there would probably not be anyone in my area that would make a service call on the weekend, but they would send out emails to service providers and maybe we would get a call. Really? Not good enough. I looked at the website for HomeServe and sure enough, it says they are available 24/7 to SCHEDULE a repair, not to have a repair done.
On Monday morning, we received a text from HomeServe that we would be receiving a call from a technician soon and shortly after that, we received a text from him that he would be arriving between 8 and 9 am, which he did. He spent a couple of hours doing this and that, basically clueless as to what was wrong. Then he said there had been a lightning strike and he needed to replace the control board. He said that unfortunately, there had been so many lightning strikes that the part had to be ordered and wouldn't arrive until Tuesday or Wednesday.
We went to Home Depot and purchased fans and a swamp cooler. We were able to get the temperature down to about 85 in the house, still an emergency situation for us, as we are not young. Tuesday came around and, of course, the part did not come in. We did not hear from the guy on Wednesday but at nearly 5 pm, we got a call from HomeServe to let us know that the part might still come on the delivery truck that night, but maybe not until Thursday morning. I texted the technician and made it clear that we were expecting him to come Wednesday if the part came in on the truck. Well, surprisingly, he did show up with the part.
He replaced it on our A/C and guess what? It didn't fix the problem. He started claiming that the problem might be the thermostat. He said he needed to replace the electrical wire to the thermostat. Somehow, he finally got the air working and thankfully, it at least worked through the night. Once he got it working, he called HomeServe to close out the request, so he could be paid. They called me and told me that I needed to pay the technician $185 because he had replaced the electrical wire. I said, "Wait a minute, I also have the electrical coverage through HomeServe." They said, "Sorry, that doesn't cover electrical attached to thermostats." (Sure enough, that was an exclusion on the policy. Why would we have expected that replacing an electrical wire would be covered under an electrical policy?)
So, the technician tells us we owe $225. I told him that HomeServe told me $185. We argued back and forth, and I called HomeServe back and they said that it was $185 based on their contract with the technician. I told him that and he said that when the insurance didn't cover it, then they charged the customer full price. He was clearly not leaving our house until he got $225, so I paid it.
By Friday afternoon, we had no air conditioning again. I called HomeServe again and requested a new technician, as we were exhausted with the heat in the house and the hunt-and-peck technique of the current guy. They said that they had to send the same person, as he had 30 days under their contract to get it right. Seriously. That is what I was told. So, I contacted him again and he said they would put us on their schedule for the first thing in the morning.
In the meantime, I called our son and asked his opinion about what was going on and he suggested checking the condensation drain line to see if it was frozen. Sure enough. It was. He told me to turn off the air, let it thaw and then try it again. Yup. The air worked through the night. On Saturday morning, I took a run to Home Depot to buy a new thermostat, because there was no way I was going to pay this guy the markup on a new thermostat and even though I believed that the thermostat worked perfectly fine, I didn’t want that to be another excuse.
The guy showed up and installed the thermostat. Unfortunately, I had accidentally bought a non-WIFI. My fault, but he could have at least mentioned it to me, since I had told him we needed WIFI. Didn’t matter, I was able to swap it out myself later. Then he goes out to the air conditioner and came back in to tell us that he needs to add 4 pounds of freon. He goes out to his truck to call HomeServe and tell them his latest diagnosis. While he is out there, HomeServe called me to tell me this fix was going to cost me $295 because the insurance policy only covers one pound of freon. I told them that I was not paying him anything until he could show us why the freon had leaked out. It doesn’t evaporate. They passed that on to the technician, who was still in his truck on the phone with them. He came storming back into the house, mad that I wasn’t going to pay him until I had proof of what caused the problem.
In the meantime though, my husband had gone outside to look at the condensation line and saw that the valve for the freon was open and leaking freon. He took the guy out to show him and the guy closed the valve. He then angrily left the house and drove away. I was still on the phone with HomeServe. I told them that he had left and they were going to send him back but I told them I didn’t want him back in our house. I said I wanted to file a complaint against him and was told someone would call me within 24 – 48 hours to discuss it. I never heard from them. I had six HomeServe policies. I canceled them all.

THIS WAS also in the back of my MY DAUGHTER'S CLOSET behind her hanging clothing and was not noticed until she came home from college for her second Christmas. UNBELIEVABLY AGGREGIOUS, CRIMINAL WORK. Additionally, the time prior when we had to replace a water heater I was charged what I would have paid! Zero discount and I specifically told the plumber that it was REQUIRED BY CODE FOR THE HEATER TO BE A CERTAIN AMOUNT OF INCHES FROM THE FIREPLACE BACK WALL!
I made sure to point on the garage floor and say, "Here, not here as it must be away from the back of our fireplace". Months later I called to check on the reimbursement and was told that I needed a TON of information on the receipt like the contractor's license #, permits that can be obtained from City Hall, Copy of inspection reports (copies can typically be obtained from City Hall) and pictures of work performed. I told them I was 72 yrs old with heart & lung problems. They assured me they would have a contractor get in touch with me to schedule an appt. Then they told me that they had a contractor in the area & he could be here shortly. They said he would be calling. That was the start of me being lied to by Home Serve reps daily for days. No call ever from the contractor. Called them again the following Mon & every day. They kept telling me someone was going to call to let me know when they would be here. So I stayed in 88 degree house waiting, not able to go anywhere. At one point they actually told me that the contractor was at my house at 8:30am and no one was home.
Not only was I home but my front door was open so they would have seen in through the screen door that I was sitting on my couch. Why all the lies. I would have preferred they tell me they couldn't send anyone. Then I could have used someone else. On Thurs 7/31 I called 6pm talked to a very nice lady who said she would try to find someone & call back. To my surprise she actually did! She said everything was closed but she would talk to there deployment team & make sure they handle it. I told her I had been told that by several other people & she said that that was not even done by anyone. She said that she would be in 11am the next morning & make sure it was being handed.
I got a call @ 11:25am the next morning from Home Serve & then @ 11:30am from Shrek HVAC for a Mon morning appt. HomeServe took advantage of my elderly Aunt. She had a service plan through Homeserve for her boiler for over 6 years. She paid her bill monthly. Her system hasn't been serviced since 2019. Yes, in the contract it states she needed to schedule the service herself. That makes sense, however, she's 94 and deaf. One would think after 6 years of never coming to the home, bill paid every month, HomeServe would check in. Then to further the poor customer service, HomeServe mailed her a form to sign. She signed the form thinkng she had to. This now signed her up for a service plan on her HVAC! She doesn't have HVAC!!!!!!!
This plan went on for a year charging her service on a system she doesn't even have. In the contract, it clearly states to be eligible you needed to have an HVAC system which she does not. I am sorry but yes, your wording of your contract covers you as a business, but as human beings, it does not. You took advantage of an elderly woman. When I was finally contacted by customer service that basically stated it was not their problem and it is not their responsibility to know my aunt was deaf and 94. Shame on you! 😡

I spoke to a reputable person from Sal’s and he said in his long career, he’d never heard of a fan having to be replaced in a A/C. Stay away from these people. Customers, please beware. This company is a complete joke!! My mother paid this company for years until she died last year. When I had to sell her house a huge problem was the drainage pipe had a break in it. I found this out through a plumber that I paid to have a camera go down the line. Part of the warranty states that any break in the sewage pipe that needs repair or fixed is covered. When I called the company they said they refused to fix it. They had their technicians go out and said the line was fine since there was no back up.
When I asked the rep on the phone to speak to a manager or someone above her. I was told that I couldn’t and she would speak to them and let me know what they said (never heard of this at any type of company). I told the company where to the break was and how much it was going to cost. The repair was going to be over $15,000. They never called me back. So when I called back again I got the same “you cannot talk to a manager, I will let you know what they say”. They got the money my mom was paying for years only to deny the claim when it was time to fix something. Please beware…

They said they could do the work but I never heard back so Homeserve sent someone else out and that person told me they had to replicate the clog before they would do anything. So I called again and they sent out another person and that person said that they would have to crack up my foundation because they could not replace the line without replacing the entire cast iron pipe.
They were trying to charge $25K and then told me homeserve would only cover $10k of the cost. This did include the repair to flooring and walls. The is guy must have thought I was moron. Put in a service request for AC unit in attic leaking water through ceiling on Monday 6/16/2025. Rep stated they would reach out to vendor. Asked Rep, "Would someone be coming out to home today." Her response was they had 24 hours to get someone out to house. Asked if water leaking from ceiling considered emergency. Rep still repeated, they had 24 hours. No one showed up first day so I resorted to drying water up in attic with towel and turning AC off in 90 degree heat and having a 2- and 3-year-old children in the house. Called next morning 6/17/25 to find out if someone would be sent out. Rep stated no one had picked up my service request. No one from HomeServe bothered to keep me informed. Day number 3 another return call. Still no one had picked up service request and Rep told me to get a Shop Vac to suck up water.
I then provided Rep a name of a AC company and she stated they had to be a contracted vendor with Homeserve but list never provided of vendors they used so that I could reach out to them. Afternoon of day 3 received a text message stating someone would be out on Day four between 4 and 6. After prolong waiting for AC to be serviced the ceiling plaster and boards started to sag (pictures are attached). Rep also told me they are not going to fix my ceiling even though it's because prolong waiting that caused the damage. Forgot to mention that I told Rep on Day 2 that the plaster from the ceiling was starting to fall to the floor. Still not enough of an emergency to warrant a expedited same day visit. So on day 4 AC repairman came out and stated the AC needed to be replaced. AC coil not working.
Rep from HomeServe calls to let me know that they would not be fixing or replacing unit. I would have to work that out with the repair service. So the 9000.00 coverage I had with Homeserve would not be serving my home. That is not what I was told when I signed up for this coverage (shouldn't be surprised). I carried this coverage for situation/problem such as this. They tell you that the coverage eliminates stress of a huge cost if you have one but it's not true. Beware.

I started an exterior sewer/septic line repair plan with HomeServe in 2019 and have been paying into it for 6 years. When we had our first backup, they came quickly and we were relieved to have their help. But then we had a few more backups and realized we’d have to hire our own plumber if we wanted to identify the issue and find a permanent fix. Our plumber discovered that parts of our interior and exterior sewage line (due to roots) need to be replaced and are causing a sewage leak in the crawl space under our house. I called HomeServe to report this and they dispatched their plumber to verify the roots and leak in February, which they did.
Exterior sewage repair due to a blocked or leaking system pipe is listed as covered in our contract, yet when we called HomeServe to ask them how to proceed with processing our claim now that the issue was identified, they told me it was not covered because some interior work would be involved and I could not move forward, even if I paid for the interior work on my own. We admittedly got a bit busy and let a few months go by while we considered what to do next.
4 months later, we had another backup and were unable to run any water: toilet, sinks, shower, etc. Called HomeServe again. The first plumber they dispatched came the next day, but couldn’t fix it, so they connected us to another plumber that morning. We called the plumber twice throughout the day to confirm our appointment and both times they said they would call us back - but did not.
When we called HomeServe to see if they could help us confirm our appointment, they said we'd just have to wait and there was no way to assign us a new company. When I asked to speak to customer service about my account, they transferred me to cancellations. They were sympathetic, but all they suggested was checking into a hotel (with promise of reimbursement) and routing me back to the call center to try one more time. Once transferred, I was immediately told the entire company’s systems were down for the next hour and I'd have to call back another time. That felt dishonest and designed to get me off the phone as soon as possible.
Because we could not use any facilities and there was sewage in our crawlspace, I caved and called our own plumber who temporarily cleared the line about 48 hours after we reported the issue (and paid out of pocket), but they said it’s only a matter of time before our next backup. I never heard back from HomeServe’s plumber or HomeServe about my active service request, so called HomeServe back about a week and a half later to file a complaint and request that they send in writing why my request was not being processed. They said the only way we could move forward was to dispatch another plumber to confirm that we need a repair, even though it was already reported from a HomeServe approved plumber in February that there were roots in the line and a sewage leak.
I now have another service appointment scheduled, which I repeatedly said I did not want because it’s groundhog day every time, but I am being offered no other choice. We'll see what happens, but I am very discouraged and don't expect much. I am tired of the runaround. Something we could have fixed months ago I will most likely need to address on my own and pay for out of pocket, when I thought I did the smart thing and bought coverage (admittedly, the expense is not their fault, but I do wish they’d honor the repair promised in my contract). I’m ready to cancel my account, but want to at least try to recoup some expenses. Bottom line, don't bother with HomeServe unless you want to pay into a plan that doesn't deliver.

Both claims are for outside electrical problems but are not covered. Don’t count on getting what you’ve paid for.
Original Review: We have outdoor electrical coverage for our garage. The pole holding our dusk to dawn light and electric meter is ours, and it is our responsibility to replace it, not our electricity provider's. The pole is falling over. I had a technician tell me when it was serviced that I likely had a refrigerant leak and that I needed a new ondenser fan motor. I then called Homeserve who sent out a technician who confirmed that I needed to add a sealant to the line, add sealant, replaced the condenser fan motor and have the condenser coil cleaned. My policy covers 1 pound of sealant and replacement of the condenser fan motor. I was going to pay for the rest ie the additional refrigerant, leak sealant and cleaning of the coil.
The technician called HomeServe who I believe pointed me as being nefarious (said that I had jubreast had someone out in May which was untrue rather I called for service and was told that unless something was wrong they would not come. Nothing was wrong so I paid for someone else to come out.). Home Serve called me while he was still there and said that I had to replace the coil $3,000. The technician advised that the coil did not need to be replaced, only cleaned at a cost of 200 which I was happy to do. I just spoke with the technician for HomeServe again today. This is legally a breach of the insurance contract. I am entilted to 1 pound of refrigerant and the replacement of the condenser fan motor and that right under the contract is not contingent on buying a new condenser coil. 🚫 DO NOT hire Chris ** (Ripp Sewer & Drain Cleaning)
🚫 DO NOT purchase HomeServe insurance/coverage
✅ DO hire Pertzborn Plumbing
✅ DO consider adding sewer/septic line insurance through your homeowner’s policy instead.
The full story: About 11 years ago, I bought a house in Madison (built in 1938). Knowing the sewer line was likely original cast iron, I signed up for sewer line insurance through Service Line Warranties of America (SLWA), later bought by HomeServe — about $7/month. I’m not really sure of the relationship, but the city of Madison actually promoted Service Line Warranties of America. I’m not sure why they promoted this company over another but it seems a little suspect.
For years, whenever I had a small basement floor drain backup, SLWA sent out Roto-Rooter (or similar service) to clear it. No big deal. But three years ago, backups became more frequent. HomeServe had their subcontractor Chris ** (Ripp Sewer & Drain Cleaning) inspect it. He confirmed the exterior line needed replacement but didn’t do that work himself — he recommended Mick ** (Karls Plumbing). At first, HomeServe wanted me to use their "approved" contractors, but neither would directly do the work (they subcontracted it out). I pushed to get Karls approved instead — a decision I deeply regret.
What went wrong: Poor communication from Karls delayed everything. HomeServe dragged their feet approving the job. Karls did the exterior line replacement while I was on vacation in June 2023 — completely trashed my yard and garden leaving compacted clay soil on surface that is unsuitable for growing grass or plants. I spent $2,900 repairing the yard and garden. Karls backfilled without using rock, causing settling and sinking of the new topsoil and sod. Drain backups continued
Later, I had Pertzborn replace the interior line (they were fantastic), but backups still happened. Chris ** "camera-ed" the line again but gave me vague comments, not admitting the real issue was the work that Karls did. Finally, Pertzborn camera-ed the line properly — and found that Karls installed the brand new sewer line with a BACK PITCH toward the house! There was standing water in the new line — a total failure.
More problems: Excavation showed Karls didn’t place rock under the pipe causing the soil to settle and the sewer line to fail. Karls only replaced up to the sidewalk instead of the terrace, making it hard to get the right slope. Lazy, basic mistakes that even YouTube videos explain how to avoid. In August 2024, Pertzborn properly replaced the whole exterior line — with rock bedding and correct slope from the house to the terrace. Finally, no more backups!
Dealing with HomeServe was a nightmare: Dozens of calls and emails. They finally reimbursed me for part of the sewer line cost, but not the landscaping damage. Legal threats were necessary just to even get them to pay what they owed. Dealing with Karls was worse: He verbally agreed to reimburse for landscaping that had to be completely redone ($2900). Then ghosted me completely.
Final advice:🚫DO NOT hire Mick **/Karls Plumbing — unprofessional, poor communication, faulty work.
🚫 DO NOT hire Chris **/Ripp Sewer & Drain Cleaning — dishonest assessments, bad recommendations.
🚫 DO NOT use HomeServe for sewer insurance — slow approvals, difficult reimbursement.
✅ DO use Pertzborn Plumbing — great communication, reasonable pricing, quality work.

Have had HomeServe for a few years now for different things. And was under the impression from the beginning that our home central air unit was covered for repair and or replacement. Then a week or so ago our unit was acting up so we called in for a service repair. It took them close to a week to find someone. Which they happen to be about two hours away.
Guy shows up looks at the unit says a animal pissed on our unit. Might need Freon and then says our coil is still good. Then stands around and talks for about 45 minutes about everything under the sun. Says in the end unit might need replacement. Back to the coil deal. He said even though it's 28 years old it would work a new unit. But then turns around and tells homeserve that the unit has pin holes. Then homeserve says they don't do replacements just repairs. Read EVERYTHING with a magnifying glass from them. You might be surprised the crap they fail to inform you of even after asking the questions from the very beginning.

Updated review: April 30, 2025
The Homeserve corporate headquarters called to explain where the lesser amount of the reimbursement came from. Because they did not have their own inspector or plumber come out, they used what they called "Average Job Cost in NY" and that was $352 less than the original claim. After further discussion of the project, Homeserve is resubmitting this for review and will try to get back to us in a day or two. We appreciate the call and explanation.
It is very difficult to wait on a Homeserve inspector and plumber when you have an emergency situation. Until the new pipe was attempted to be connected to the house pipe, it was unknown that it was orangeburg pipe. By code, the new pipe had to be connected to a cast iron pipe, thus the need for an additional cast iron pipe to replace the orangeburg.
We appreciate the call, the explanation and the attempt for a full reimbursement. Our system is now under warranty on the new system and we do not have a need for the Homeserve warranty. If you have an older system, this warranty could be valuable to you. We had no idea what had failed under the ground and their warranty would have been of great value to us.
Original Review: April 27, 2025
HomeServe seemed OK until it was time to pay on a claim. We had a large septic system project, replacing an old cesspool with a home water treatment system. We did this in the interest of the environment. We live in an area where water quality is critical and we wanted to do our part to help reduce the pollutants that seep into the groundwater (where our drinking water comes from) and the Bay waters. This replacement was very extensive and included digging up the whole backyard and filling in the old, failing and leaking cesspool. This cesspool and all the pipes leading to it was covered by Homeserve. Because there was some grant money available, we did not include these in our claim to Homeserve.
When the installers went to connect the new system to the pipe from the house (covered by Homeserve), they discovered a broken, collapsed Orangeburg piping going to the house. They had to replace this with a code required cast iron pipe at an extra cost. We immediately called Homeserve. They wanted us to stop work and wait for an inspector and then wait again for their plumber to install the 6' pipe. We had a very large backhoe and team of 15 workers, including licensed plumbers, electricians as well as product installers. They were scheduled to complete this very large project in one day. They could not stop the project and wait for Homeserve people to come out to install one pipe when the team had State Licensed plumbers. We explained this to Homeserve and they agreed to let the installation team install the pipe and they would cover the pipe and installation.
After everything was completed, we filed the claim and included pictures of the original pipe and the new pipe and where it was installed. They immediately denied the claim. We called and explained the situation and previous agreement and were told to resubmit the claim. We did and again received nothing so called again and were told they needed the NY State license number of the plumber that did the install. We provided that the same day. Several weeks later we received a letter that they would pay $598 out of the original $950 claim. When called, they said they never pay unless their plumber does the install, however, they were making an exception and would pay $598. This is not what we agreed to on the phone on the day of the water treatment system install. We provided all documents again to show what they agreed to and still only received the $598.
This does not sound like a big deal, however, we could have charged them for all of the work required to replace the additional failed systems covered by Homeserve. This included replacing a ripped up deck and replacing dug out sod as well as replacing the failed cesspool and additional pipe from the house to the cesspool. Not just the 6' pipe we were asking for. We were not trying to rip off the insurance company. We just wanted to be paid for one pipe that was not covered in the original project.
Homeserve should be grateful that we did not charge them for the other components covered by them. We could have stopped the project after we realized the cesspool and all the pipe was failing and just done a replacement by Homeserve at a very large cost to them. Instead, they did not live up to their agreement and their warranty. As per a lot of insurance companies, their first answer was NO! As a side note, the claim support people that you talk to on the phone are very nice and seem helpful. The people behind them are not.

My Homeserve premiums are automatically deducted from my bank account in the 1st week of each month. I noticed that an extra premium was deducted from my account on the 22nd of the month, which caused my bank account balance to go below the amount needed to pay all my other automatically deducted bills. I called 877-444-7750 to inquire.
I spoke with David, who was initially very pleasant, telling me that our conversation was being recorded. He checked my account and quickly verified that I had indeed been charged an extra premium. He told me that he noted it and I would get a refund in 3 to 5 days. He said the company knew of a glitch in their system that caused an extra payment to be deducted from many accounts. I told him that I didn't get any kind of notification from the company and I had discovered the extra deduction because it affected my balance. He then told me that he was authorized to issue me another $35 to cover a resulting NSF to my bank account, which will also happen in 3 to 5 days. I said, "If I hadn't noticed and called, I wouldn't be compensated for the company's error. Since I didn't get a notice of the glitch, it's likely that others are not aware of it either and should be notified." He agreed.
I told him that I would post this on Google, so that others won't be affected as I have been. At that point, David became very sarcastic and began telling me what the banks should do in these cases and that I could do whatever I wanted to do to feel better. I tried to assure him that it wasn't against him, and I don't want to argue, I'm just concerned that if I hadn't noticed it and called, I would have been at a loss. Others may not notice or call, and thus suffer a loss of funds. He disagreed and continued to deflect. I advised him to check his recording. Then, as I was disconnecting the call, out of nowhere, he said, "There is no God!" That was very strange because "God" never came up in the conversation. I would love for someone to check the recording.

I would just like to tell HomeServe not to tell customers that they are wrong. We were on our 2nd kitchen faucet from Allen and Roth. The pressure was good for a while, then eventually went down to a trickle. The 2nd faucet was not at a trickle yet but was very low pressure. So I called HomeServe to see if they could not locate the problem. The tech asked what was wrong with the faucet pressure, that it was fine and was just like his at his home. He took the spigot off and blew into it with his mouth. He said it was dirt (????). Then left.
We've been here for almost 40 years, that was a first, dirt?? No. First Allen and Roth faucet, I called and fought with them. They did nothing. I went to Lowes who graciously swapped it out. My husband installed the 2nd faucet. Eventually the same thing happened, low pressure. Anyway, my husband installed a 3rd faucet, Delta. This time Allen and Roth emailed a replacement number to take to Lowes. Lowes gave us a store care worth way more than the A&R faucet, I guess for having to install 3 faucets. My complaint is for HomeServe to tell their techs not to tell the customer that they are wrong. Apparently, I was not the only one that complained to Allen and Roth as the second time that I call everything went smoothly. Not good HomeServe. I have canceled my services with them.

I have been a Home Serve customer for over 20 years. The vast majority of that time, I would have described myself as a satisfied customer. However, in recent years, the service has declined considerably to the point where I have canceled all my plans. At one time, I had coverage for water and sewer, pipes and drainage, home heating, and water heater. My dissatisfaction has mostly been due to customer service issues. The left hand doesn’t seem to know what the right hand is doing. When I call to negotiate pricing, which I have done for years, the rep quotes me a price that I can live with, but it is often not reflected on the bill I receive. I call and talk to someone else, many times a manager or a supervisor, and they make adjustment and call callback promises that are not fulfilled. This has happened repeatedly.
The most recent snafu came when I canceled all my services with a supervisor. They quoted me amounts that were to be refunded on my credit card. Turns out they refunded some of it on one credit card, my current one, and they refunded the rest to an expired credit card. Repeated calls have not been returned, and the issue remains unresolved. I feel badly writing this review in some ways because, as I said, I was pleased with their services for many years. But the front end has changed so much, and it is so much more difficult to reach a live person than it ever used to be, that it is just no longer worth my time to remain with this Home Serve.

We contacted Homeserve and they had a local plumber come out and take a look very quickly. The approval process was also quick and hassle free for us, the plumbing company handled all communication with Homeserve and they completed the entire replacement of the water line (dug up front yard, pulled out old pipe, installed new pipe, re did our yard and upgraded our water meter and shut off to code) all in 8 hours start to finish! We were very impressed with both the speed of the repair and the entire process. We thought it would be like most insurance claims where the insurance company tries their best to get out of the claim but Homeserve really came through! We are now looking into getting coverage on our rental properties, the plans are super affordable and it saved us thousands of dollars on a costly water line replacement. Thank you so much Homeserve. I had a sewer/waterline contract with Service Line Warantees and several years ago it appears that HomeServe bought them out. My low rating comes from the fact that while their business says they have a 24 hour hotline (which would make you believe they would take care of your problem fast) they don't schedule contractors for several days. I got scheduled 4 days later and that contractor had to come back claiming he didn't have the right tools (plus he told me to call the city as they need to clean the sewer). He came back and claimed he completed his part of the job but I needed to call the city to finish it. They came out again and told me it was on my property and they couldn't take care of it.
This contractor had me sign "completed successfully" forms before he even *began* his work. So I needed another service call and again got one scheduled 4 days later (remember I had a clogged sewer that presented limitations as to how I could live my life). When the contractor left he told me to go lightly on the water or it would back up into my house. Sure enough, 2 days later it did back up and this was on a Saturday. I called the 24 hour hotline and the rep said I had an appt scheduled in 4 days. I had to scream at him to say it was an emergency. He actually heard me and got a plumber out that day... but this guy couldn't finish the job either.
Again I was warned not to put any solids down my system and he told me he'd be back on Monday. He never showed up. I called the hotline again and found out that they couldn't get anyone out to me until Tuesday. It was a very very uncomfortable few days. On Tuesday a different contractor showed up and fixed the problem in 10 minutes flat! Why I had to suffer with this problem for close to a whole week I don't know. I'm going to shop for another company to service my sewer line/waterlines.

We hired Greg Frey Construction (Ludington, MI) to replace and extend the second-floor deck on our house in Oceana County, MI. This included replacement of the current rubber roof over the entire project with the addition of a metal roof (~50%), and new Trek deck (~50%). During the proposal process Greg stressed that as a general contractor for over 25 years, this would be an easy project and he has installed numerous decks (rubber, metal and wood/composite).
Unfortunately, the entire experience was extremely disappointing due to numerous errors, rework and very hostile communications from Greg and his 23-year-old son who conducted most of the work. Unfortunately, his son was unsupervised by Greg during the entire project, which led to most of the problems and rework. On numerous occasions, Greg informed us that he had just purchased several lots and was quickly building numerous million-dollar homes that took his time off our $90K project.
I’m posting this review due to their poor performance as contractors and willingness to take care of the remaining numerous issues. Plus, due to their lack of or hostile communication style the entire project has been extremely frustrating. The project has deteriorated to a level that is no longer acceptable nor tolerable. For over a year. We have sent multiple emails, texts (documented) and phone messages regarding these issues with minimal to mainly no responses. We have tried on numerous occasions to try and work through these issues but it’s impossible when there are no responses or willingness to repair their work.
We have given Greg multiple opportunities to repair the issues but now are forced to use another company to fix the issues due to the lack of willingness to honor his stated warranties. This will cost us an additional $25K for needed repairs. We are forced to take Greg to court for the damages incurred. We had a process agent try to serve Greg the affidavit for court but he had his young son answer the door to tell the agent his dad was in the shower. The Server waited for over 25 minutes and another individual in the house came to the door to let the agent know that Greg was not coming to the door.
Ongoing issues at hand concerning the workmanship of this project: Leaking of deck/roof through the tongue & groove ceiling into our sunroom: The rubber roof under the deck and roof was not properly installed and will need to be replaced. Rear Gate between metal roof and deck: required numerous repairs as the inside is falling apart, paint continually peels and is not level. Holes on post: There are several posts where the contractor did not measure correctly and left holes on the post. They tried to repair it with putty, but the repair has changed color and can be clearly seen.

6 weeks have gone by since I made my first claim on a clog in my sewer line. Since then, HomeServe has sent out 12 plumbers on 5 different occasions. Each time a new plumber group showed up I would have to tell them what the previous plumber had done. I found out through the local electric company as they were marking my yard that there would have to be digging involved. That was 2 weeks ago. Since then, we had a major rainstorm that flooded my basement with 6 inches of water and damaging my water heater. Had the clog been fixed in a timely manner, my sub pump would have prevented this.
Plumber #12 showed up 3 days ago with no equipment and by himself. Again, I had to explain what the previous plumbers had done. He took 3 minutes to look around the yard and came to the conclusion that a tree on the opposite end of the yard and house from the sewer line was the culprit and that I would have to pay for the tree and stump to be removed before any progress would be made. The 11 previous plumbers who actually worked on the line made no mention of the tree.
I contacted customer service who made it clear that this is my problem and not theirs until this tree is removed. The tree that has no contact at all with the sewer line. I also feel compelled to point out that HomeServe used United Plumbing the first 4 visits until I requested another company due to not only lack of progress but even more damage (according to plumbers #10 & 11). I bring this up because HomeServe owns United Plumbing which makes me feel they have dragged this out on purpose to cap out my claim while doing minimal work. Given the lack of concern or interest in fixing their mistakes, I am compelled to seek legal action in the matter. My advice is read your local reviews before considering HomeServe.

Homeserve allowed another person, who was not the owner of the property or paying the bill to Homeserve or even listed on the account, to cancel my plan! They never reached out to me to inform me that someone was even trying to cancel my plan! Then when the tenants moved out, they destroyed my property and the appliances. I called into my account at homeserve, which was a hassle all on its own, only to find out that they couldn’t find my account then told me it was cancelled!
Homeserve lost my accounts during, what they called it, the “migration” and when I asked why certain items were not on the list of my covered items, from when I set this up with excel energy, i.e. my dishwasher, their response was “we are not sure, you’ll need to speak with excel about that!” This all started back in October of 2024 and I was told they were having issues with the leadership team and that for my troubles I would receive a years worth of coverage for free, sounds fine right? WRONG! They proceeded to tell me that my dishwasher would not be covered and then proceeded to charge me for November, December and January! I was told I would receive a call back from leadership in, around, 5 business days, that was the beginning of November, I never got a call back and had to call them back in JANUARY!!!
Had to go through the same exact issue, told the same exact thing that leadership would call me back in a certain time frame and guess what….NOTHING! I had to call back again!!! I started taking copious notes and even recording conversations since they will not send me the “notes” they make nor the phone calls they “record” so I also asked a few times if the rep would be okay with me recording the calls since I could not get anyone to call me back. I finally got a call back from someone by the name of Lauren ** who was able to find my accounts and found out that homeserve was actually billing my property for two separate accounts! She stated that I did have coverage for the dishwasher and all seemed like it was getting taken care of, sounds great, right? WRONG!
After I submitted my refund request to their claims department, who by the way are impossible also, they tell me that because my dishwasher was not on my plan that they will make a one time exception for less than $200 and I paid and had it all installed for around $550!!!! All in all this is still an on going issue and we are now mid February 2025 and they have offered nothing for my inconvenience of this all and I have spoken with, Angelina, Rebecca, Keyla, Labresha, Moises or Moisha, Eric, Tony, Anne Marie, Lauren, Amanda, Rhonda and Bobbi, and that’s not everyone!!! Can you believe it!? I will say, Lauren was the closest person to helping me until she couldn’t anymore for whatever reason when she told the appliance team or refund team that I did in fact have coverage, then they now are trying to dispute it because they don’t have a call log recorded that I ever called in to ask to get my dishwasher repaired/replaced!
What does a call recorded have anything to do with the fact that y'all lost my accounts, screwed them up in the great “migration” then told me I didn’t have coverage, then told me that I actually did have coverage, now because your company can’t find a call log, that I can’t get a full refund of the approximate $550 back!!!
Like I said, this has been the WORST company I have ever had to work through and will absolutely not be referring anymore of our clients to go through them!!! It’s currently February 10 2025 and I left a message at a corporate number that a rep gave me last week and I’ve still not heard from them!!! Absolutely unprofessional and egregious! If I can use this review to start a lawsuit I will, it wouldn’t be their first class action from what I can see!!

I won't recommend this company. I paid the premium for months before I needed to make a call to look into my HVAC system which was covered in the plan - I spent next 10 days calling them to follow up who is coming and they will just say a technician will call me tomorrow but that tomorrow never came. I don't understand how is this kind of company still there when they are doing this such a shabby stuff.

DO NOT BELIEVE HOMESERVE'S SUBVERSIVE PRICING: They don't tell you upfront that your cost will likely double after the first year. Especially don't subscribe through your energy supplier. I didn't realize I was paying double until I went online to see what their pricing was on an additional product I was looking at. THERE ARE MUCH BETTER ALTERNATIVES.

I had Homeserve for over 10 years. I never needed an emergency repair until this past weekend, the heating unit would not turn on. The house was 40 degrees. I have an elderly parent in the home and an asthmatic child. When I called early Sunday morning I was told that they had no appointments for the day and to call back at 11a to see if any cancellations. When I explained the urgency it fell on deaf rude ears. She then tells me if I call anyone else to come fix the unit I will not be reimbursed! Fully knowing the urgency this company did nothing. When I called back at 11am I received the same person on the line who told me no available appointments again at this time and someone will come the next day.
The house was now 30 degrees and this company did not care. She mentioned AGAIN I will not be reimbursed if I call another company to come fix the unit. Homeserve expected us to freeze to death??? I ultimately had to call a local company who came to the home immediately. I immediately cancelled my contract with Homeserve. The most uncaring unprofessional I’ve ever dealt with. They knew how to deduct my money every month from my checking account for 10 years but they can’t find one person to come see why the heat isn’t working. Completely disgusted by them. Highly DO NOT recommend.

I purchased Homeserve a year ago and of course when you need them, they will give you the runaround, I purchased the coverages for the boiler - water heater - plumbing - sewer - electric, etc... Unfortunately the boiler pipe burst and they refused to honor the repairs and started to ignore me. I called them at least 100 times and I had to stay without heat for 6 days waiting for them to send someone to repair the pipe and they never showed up. My advice to all, Don't - Don't - Don't purchase the plan, you better off without it.

Where to begin. I own a duplex and my uncle, who is an 87 year-old veteran has been without heat for 3 days. I have been in touch with this company for a day and a half and have had to call them 5 times to try and get someone out to look at and fix the furnace. I got transferred a total of 12 times and promised to get a call back on 5 of them. Never got a call back. One representative said that she contacted a local furnace guy and the earliest he could come out was 1 week and 2 days. I informed them that he would be dead by then. It ended up that I was able to get a local guy to come out that day and determine that it was a blower that was broken. Cost: $1000. Hard to come by. I ended up getting my own furnace guy who will be replacing the furnace this weekend. My uncle will be living with me in the meantime.
This level of service is unacceptable. A senior veteran could be dead if I didn't take him in. The cost for the new furnace will be over $3000 but I just cannot wait until a week from tomorrow just to get an estimate. The people who take the service calls just are not recording the calls as each representative has to have the entire problem explained once again even though it should be a part of the notes attached to the issue. Be very careful of this company as they are very scatter brained.

Today was the first time I remembered to call HomeServe since I have been making payments for two years. There was a burning smell whenever the heat came on, so I turned off the heat completely. I plan to drop this plan after this experience. I was told that unless the heat wouldn't turn on at all or wasn't providing heat, they could not cover this. How strange - just because there is a burning smell when it is on doesn't count. So I would have to risk a fire to in order to get help, or maybe not even then.

I WILL NEVER SIGN UP HOMESERVE INSURANCE AGAIN!!! My water heater shut off two times in the past two weeks due to high temperature, although the setting was not at a very high temperature. The temperature control unit is not working correctly. I called HomeServe, and the technician came over on the same date around noon. He explained the water heater and indicated that it was installed in 1999 and has been over 25 years old. He determined that the water heater parts were no longer available. He gave me an estimated $1,950 to replace the water heater with the same 50-gallon size, excluding the repair/replacement of the drywall if they have to remove the drywall to replace the water heater.
I talked to the HomeServe customer service and was routed four times to different departments. The last customer service person told me she got her manager’s instructions to interpret the contract clause below: "If parts are unavailable or obsolete or We deem Your System beyond repair, We will provide a pro-rata refund, less any claims paid by Us." I told her the contract agreement did not mention that the pro-rata refund was restricted only to that contract year. I have had insurance coverage for six years and paid hundreds of dollars. She agreed with me, but the best she could do was to refund me $10.99 for the January 2025 payment I made, although, according to her, I paid $488 during my subscription. If this is not a scam company, I don't know what it is.

If I could give this rating a NEGATIVE star, I would. I just filed a complaint with the BBB, because my elderly mom got mixed up with them, and I explained to them that she has cognitive issues, and someone named Corey was EXTREMELY unprofessional and rude, said "your mother signed up for this 6yrs ago!" in a very rude tone. Even though I explained the circumstances, and provided proof that I am her now acting Power of Attorney (so I'm just catching these fees that she's being charged). He just abruptly said he'd refund only $54 back to her, and that to expect it 2 weeks.
This was after not getting responses to my emails, calling and being placed on hold repeatedly, then tossed over to "Corey" who put me on hold again a couple of times, and was rude. I'm over companies like this taking advantage of unsuspecting senior citizens. Had I not caught this, they would have continued this and my mom has NEVER used any of their services. Three months ago our credit card was billed 3 times within a week for an amount almost double our monthly rate. It took several lengthy phone calls to get this resolved and credited. I was promised that we wouldn’t be billed again for five months as compensation for all the hassle. Guess what? Two weeks ago two different charges for two different amounts showed up on our credit card. She stated the earliest date a technician would be able to come was Tuesday at 1PM. I explained to her that this was an emergency as it was very cold and we were in our seventies and Tuesday was not very good. I demanded to speak to her supervisor and she advised me her supervisor was not available.
I booked the date so I would not lose it. My wife called a few hours later and was told they had a cancellation and the technician would be able to come on Monday between 12 PM and 4 PM. She booked the appointment and cancelled the Tuesday appointment. Still feeling very cold and not appreciating I could not get a technician until Monday at 12 PM. I called again. I explained we were given an appointment for Monday at 12 PM , but we were very cold and in our seventies and needed emergency service. She told me there were no earlier appointments and there was nothing she can do. I again demanded to speak to a supervisor and was advised the supervisor was not available.
We waited until Monday for the technician to come. When the technician came I explained what we went thru to get an appointment and he apologized for the big inconvenience caused by HomeServe. He was very courteous and realized we were very cold and he repaired the system as soon as possible. As for the technician I would give him 5 stars for his courteousness, understanding, knowledge and speediness of repairs. As for HomeServe and the representatives I would not give them any stars as it was a horrendous nightmare to get a service technician in a more timely matter as we were senior citizens in need of heat. In October 2024 I called HomeServe to setup a repair to unclog a main sewer line that was causing plumbing issues in the downstairs apartment. I stressed the urgency of the problem as clogs in the main line can cause sewage backups into the apartment which can be a health hazard. Home Serve attempted to setup multiple plumbers to come out but none of them could come out the same day, so they told me to hire a plumber on my own who could come out the same day, and that they would reimburse me. I received the reimbursement form to fill out online, uploaded the plumbing receipt, and have been waiting on reimbursement. This was early October 2024, it is now late December 2024 and I have not received reimbursement.
I have called at least 3-4 times, and each time I receive a different story from the representatives. The latest as of 12/20/2024 when I called today was "It appears we received all your documentation on the workorder ending ** but then we cancelled the reimbursement request, and opened a duplicate order and it's been missing documentation.". I asked them to explain why they cancelled a complete reimbursement request that was not missing documentation, they didn't know. I asked them why they made a duplicate to begin with, they didn't know. I told them it seems a bit nefarious to have created a duplicate work order that was missing documents, and then cancelling the work order that HAD all the documents for reimbursement, as if there was an attempt by HomeServe to simply never pay me. Again, I have called multiple times over the last 2 months, including 12/12 and now 12/20.
On 12/12 I was told Reimbursement team would call me to square it away immediately. That never happened. On 12/20 I was told I can't speak to the reimbursement team, but they will call if they need anything. Explain the logic here -- they were missing documents on the duplicate claim THEY made, but never called? Representatives appear to not know what they're doing, and seemingly lie. Work Order is ** and they continue to refuse to reimburse.

My neighbor has also called complaining about a 4 foot empty trench (very dangerous) they left in her driveway. No response.
The plumber also cut thru my cable line. They told me that Comcast's utility flag wasn't properly marked. When Comcast visited yesterday, they told me they were NEVER called and the plumber used bogus flags! For the first time, my Bosch refrigerator malfunctioned early in the morning, spewing ice all over my wood floors, which are now damaged and in need of replacement. I called HomeServe, and they sent someone out the next day. However, the technician admitted that he wasn’t familiar with Bosch appliances. He used pliers or a similar tool to take the freezer apart and, unbeknownst to me, broke some plastic pieces in the process. After inspecting the fridge, he told me the ice maker needed to be replaced, which would cost $500, and with labor, the total would be $1,200—requiring approval since it exceeded the allowed limit.
HomeServe then informed me that some parts included in the Bosch ice maker bundle weren’t covered, and because Bosch doesn’t sell individual components, they won’t pay for the full repair. They suggested that I replace the entire refrigerator instead, which seems extreme. This leads me to question what I’ve been paying for these past five years, as they seem unwilling to fully service my appliances. I believe I should be refunded for the total amount I’ve paid for this inadequate service. Additionally, they closed my claim without resolving the issue. At the very least, the technician should fix the damage he caused, especially since he admitted to not having experience with Bosch. Do not use them.

Please save yourself from the feeling of disappointment in your decision making. I can’t believe I got duped again. I was got ripped off by Choice Home Warranty so I immediately looked for another company. What bad luck. I find Home Serve. Guess what? They are really Choice. Stupid me let the lady in customer serve convince me that they were associated but not Choice and that they knew of the their wrongful dealing. She assured me that they did not handle their customers like Choice. I fell for it. SO on 9/31/24 as I opened the door of my built in microwave the glass of the door just started cracking and shattered. I covered the door with a garbage bag to contain the glass. I called to have someone come out and after paying the service fee of $75 I received an email telling me that my claim was denied. I was so surprised. Contract says.

The HomeServe plumber who came to fix the pressure valve on my water heater was very unhelpful and he wants to replace the water heater itself right away for the cost of up to $3,600. I got a different plumber who fixed the problem, and I think HomeServe should reimburse me the money I paid to do the repair. Not to mention my plan was to repair not replace the unit.

A complete ripoff. I paid them in check for 1 year for $47. The form you fill out apparently authorizes them to then take money from your account automatically for the years to come and well above the initial $47.

We recently had a new furnace installed by UGI/HomeServe. I've been with HomeServe for many years, and although pleased with my experiences, thought it was still a good idea to "shop around" when looking to replace our furnace. After researching their product and talking with sales representative Jon **, it became apparent that HomeServe was the answer. No matter how good a product may be and the Heil rating is top notch, the PEOPLE who represent the company is what makes or breaks a positive experience for the client. Our experience was VERY positive due to the professionalism and courtesy extended by sales reps. Mr. ** and ** and installers Don and Jonathan.

Scheduled a visit on 9-10-24 for an estimate on a new heating system to take place on 9-15-24. After waiting almost 4 hours for the scheduled visit with NO contact by Homeserve, I contacted Homeserve only to find out there was an error made on their part in my initial ticket request. NO phone call, NO message letting me know they would not be coming. As a potential customer, my time NOT as important as Homeserve. I also gave them a corrected email address on the initial call that was partially corrected on their records. We’ll see what happens with reschedule, but needless to say, will be getting estimates from other contractors. SLOPPY!

If there was a zero, that might be too high. This company uses "contractors" with horrible ratings. This is a worthless warranty to have. It won't help you, and likely the contractor will cause more damage than you had. I had a couple yahoos out today who didn't even know which line was the water line. These aren't licensed plumbers coming out to do your work. These are people who have zero clue..Zero clue.

This home warranty companies always try to find a way not to pay claims. Limiting the providers, or delaying response. This is a second company I try, and after paying 3 years $29 a month to cover my ACs. I tried to make a claim today and was denied a reimbursement because I had to call someone to do the repair. I am cancelling today and never again home warranties with these companies

I'm so disappointed to be writing this but buyers beware. If you are thinking this service will help in an emergency situation, you are dead wrong. I have one bathroom in my house and my toilet backed up. Have been paying for this service for two years under the impression that in an emergency, I would have supported. Do you think that calling in on a Friday night and not being told until you call back two more times that no one can help you until Monday is close to emergency service support? It's not even basic service on a humane level. Add to it a customer service experience that just leaves you with representatives telling you how "sorry" they are that you can't go to the bathroom in your own home.
