    Use them twice for plumbing issues. Both times got a claim number and contact number to plumbing company. No one ever came to fix my problems ended up calling a local plumber anyway.When you have a bad plumbing issue a leak or major blockage you need to know when help is coming.Had sewer backing up in toilets and bathtub.Had a plumping issue with the bathtub and shower every time we take a bath or shower water leaks on the floor.Save your money up and quit giving away this company is no good.

    Buyers BEWARE! 15 months and counting, the check for a furnace replacement has yet to be received. I paid my monthly premiums for over 2 years. I filed a furnace claim, had to hire an outside vendor, fully approved by total protect and 15 mo later all I hear is the check is being mailed. It's for $1291.00. This company is a fraud. They DO NOT PAY CLAIMS! I repeat, they do NOT PAY CLAIMS! I've carried home warranties for the past 10 years and never ONCE had this issue with any other company. BEWARE! DO NOT RECOMMEND!

    Where to begin, I been with CCHS since 2008 and recently since 2017 I upgraded my plan. But, here is the problem. I have made four claims or so, my washing machine and garage door opener which were repaired promptly. The problem began when I begin making claims for my ac unit which I've had since the house was built in 2003.

    First claim was approx. 3 to 4 years ago, a service tech. was sent out. It was repaired but then last August 2018 my compressor went out, I was charged a $100 ded. and was told I had to wait to the compressor come in and then was charged another 100 ded, to put it in and not to mention the $600 I had to pay for the compressor. This all took about two weeks in middle of August in Texas hot weather, only when my wife's medical condition was mentioned and me constantly call the corporate office several times was my ac unit issue resolved but, the double deductible issue wasn't, even after filing a claim.

    So now to my current claim. Not even a year later the compressor went out again the end of March 2019, I file another claim. Well a tech. was sent from Sears Home Service HVAC repair. A different company from AAA Heating and Cooling from last year. First my wife was home and the tech. Said nothing was wrong, she insisted he go back and check and after awhile he came back stated the reason was that ac unit was leaning down so the compressor couldn't push the oil up that was what was causing the compressor to go out and he could check my credit to see if I qualify for a new unit from them which would cost about $9000 or so.

    By this time my wife called me I told him to file the claim, since I had upgraded to the higher plan. He stated I had 50/50 chance my claim getting denied because the lean of my ac unit, the problem is not one other time during the previous claims did anyone mention the lean even when the new compressor was replaced last August. So my claim was closed and denied even after another $100 ded. was paid and my ac isn't repaired. Now I getting the runaround from CCHS, stating I have to contact the manufacturer of the compressor, who is supposed to be Lennox, about their warranty. So, I called Lennox home office. They are stating the model no. and serial no. is not their product and for me to contact the service tech. of AAA who installed the compressor to verify.

    Next I called AAA and they gave me the work order no. that CCHS sent out for them to pick up the compressor from the Lennox company in Houston Tx. So I called back to CCHS corporate office and all they keep telling me is to contact the manufacturer which I cannot seem to find out who is the manufacturer. This is my status as of April 3, 2019. I will keep trying, hopefully I will get some answers to resolve this issue soon before I have to try a different recourse of action. Trying to talk to supervisor is almost impossible to do. As you can see this is becoming very frustrating.

    My HMS warranty came as part of the package with the purchase of my townhouse. Everything was fine with my experience in submitting claims. I did this online and their website was easy to navigate. Also, the contractors that I've I worked with were very good. But the price of the warranty went up and I wish its renewal was more in line with what it originally cost. Still, I would recommend HMS. As a matter of fact, I have already renewed with them for the upcoming year.

    We’ve had several different claims with TotalProtect and I may be overusing it, but they have really helped us out quite a bit. Some people are afraid to use such companies ‘cause you get cancelled or your rates go up. But it has not happened with TotalProtect. The bulk of my claims with them are called in because it was quicker. But I’ve done it through the website once. Their reps are really good. The only complaint I have about these companies in general is that they have service providers that are on their network. So if I have a plumbing problem and call TotalPtotect, I can’t get my own plumber. They’re gonna assign it to somebody in their network. We’ve had once or twice where something’s going on and the provider can’t get out in a timely fashion. It depends on what the situation is. We know somebody who’s a plumber that we’ve dealt with in the past and it would really be nice to give them the business.

    It normally takes the next day for someone to get out. One time, we had a situation when we had our furnace go out in the middle of winter and there was a really bad cold snap, but the heating and cooling people were just running in circles. They told my wife it was gonna be horrible for them to get there. I told TotalProtect about that and they called back and got somebody out within an hour. I’ve never had an issue with anybody that has come out. But I had one plumbing experience where the guy came out and he didn’t have a couple of tools with him. He then asked to borrow my tools, which was odd. Other than that, I’m really happy with TotalProtect. I recommended them to several people I work with.

    HMS sent somebody out to take care of my furnace when it wasn’t working and the contractor did a great job. He was very professional and knowledgeable, and he did the job right where he didn’t have to come back and do it again. I had a problem with one part though and, on the edge of winter, I had to wait for five days to get a replacement. That was a problem. But other than that, my experience was fantastic and I'm happy with the experience.

    Over the last 10 years, my experience with TotalProtect has been good. I was with American at first but TotalProtect has more coverage. I usually call to submit claims and the reps have been great. All their technicians have been very professional and great too. But there was a company that I called to fix my heating panel and after I paid them the $100, they said that they don’t do that. Then, I was told what I really needed. I felt I was ripped off. I had explained what the problem was, but they still sent someone out here, even though they already knew that they didn't do that.

The claims process is very simple. I usually find it easier to call and speak with someone, and the reps on the phone have always been very good and helpful.     When I submit a claim to HMS, I do it over the phone and they normally send a technician out the next day. My interactions with their reps have been fine too. There is one claim where I paid $120 for doing something though, and it is popping back up again that fast. So I will be calling HMS back.

    On the 23rd of January, my furnace went out. I filed a claim with TotalProtect Home Warranty and I didn't get one up until this April. The first time a tech came out, he told me that I had to give him $120. Then, he came out again and I had to pay him another $125. Then, another guy came out and said something to the fact that I needed some kind of board and I had to pay him $120. The first guy that came out ended up doing the job. About three weeks ago, TotalProtect approved for me to have a furnace but it was hell. TotalProtect wouldn't approve it at first, so I kept calling and kept calling. I talked to TotalProtect at least 20 times before I got anything done. I got a utility bill right now of $800 because I was using space heaters. The furnace is now already installed and TotalProtect paid for it but I had to pay $975 out of pocket. I was told that it was for the California modifications and codes.

    I am going on three weeks now waiting for Total Protects contracted company to fix my refrigerator. They compressor was ordered and the contractor has it but they have scheduled and cancelled my appointment twice now. The contractor company said they would call me the day before to confirm the appointment. Both times I have had to call them only to be told they had to reschedule. I called Total Protect customer service to complain and thought someone would help me to elevate this with their contracted service provider. I just get the same response of " Unfortunately, we can't have another provider pick up the part and install it. If you cancel the request, you then would start the process over and have to pay another service fee of $100.00. Very disappointed with both Total Protects lack of empathy for their customers and very frustrated with their contractor.

    I will definitely be cancelling my account with Total Protect and going with a Better Business Bureau company that has a verified better company rating, after I finally get the refrigerator fixed.

    I have been with TotalProtect Home Warranty for 10 plus years. Recently, I had a furnace replaced and my experience was good. I called it in, I got somebody on it and they responded that night. At that time, we were already freezing cold for three days and we had a cold front coming in, so it would have been horrible. We would’ve been totally out, but I was prepared to go to a hotel. I know TotalProtect would reimburse for a hotel, so if need be, we could’ve gone there. But the tech came a few hours later, they arrived and diagnosed it. But they couldn’t repair it that night, so I was contacted in the morning and told that because of the equipment that needed to be replaced, they recommended a full furnace replacement.

    Then a second company had to be notified. It took a few days, but it was fixed, and my out-of-pocket was reasonable. The contractors they sent out were friendly, they explained everything. They also did a complete installation, two men ended up repairing it. Both the companies who came out and did the inspection and then the second one who did the installation were very good. We had decent communications. I had to call back a couple of times between TotalProtect and the companies, but it’s because I was impatient, it was so cold. However, everything was good. I was happy with the whole experience and I’m totally fine with what happened with TotalProtect.

    I had to process a claim with HMS Home Warranty. It is the warranty the seller of my home provided during closing. The actual repairman told me that I had extra fees because HMS doesn't cover the cost of "Modifications" on my copper, gas line, flue, or even the disposal of the old water heater. They heaped the costs on me giving me a nice $540 bill. They keep citing the terms and conditions of their policy. Ultimately, it just sucks. I'm not understanding why I am covering the cost of labor/installation/disposal... So basically, HMS just paid for a water heater, and I had no choice in the brand. The repairman told me that I was required to use what HMS dictated. Thanks. This coverage is up in 2 months. I will be using a different company for my new Home Warranty.

    When we first moved in the house, it already had HMS Home Warranty and we just continued on having them. Our experience with them has all been positive. It's easy to submit a claim.     TotalProtect has been a complete success. I've had them for about 12 years and I’m extremely happy that I got them, and I’m gonna continue staying with them. I love them. They're a very good operation. We had a noisy motor in my heater, and TotalProtect sent somebody who made a couple of trips down. The first trip didn’t work, and they did something. And I called and told them that the thing was still making a lot of noise. They said they bought an electric motor and that they were coming down the following day to put it in. That worked fine. When they came, they took the heater door off, and looked at it. They did something to it, but the door in the heater was a bit of a mess. It was my fault. And they had to tape it to hold it up. And ever since then, there has been no problem.

    When I bought the home, it came with a one-year HMS Home Warranty. However, we didn't renew when the warranty ran out. When we were with them, I filed my claims to them by starting it over the phone but finishing it up online because of the submittal process. I had to scan some information and email it in. But it was easy. I’m technology-challenged, so I called to make sure I was doing it online correctly. The reps I spoke with were very good. They were very positive and talked me through everything. The guy that did our repair was fantastic. He did a great job.

    I've been with HMS for a year and a half now and submitting claims with them has been okay. I file it over the phone and their reps are okay to speak with. Their knowledge of my policy is cut-and-dry. I have a policy number that I call if I have a need. The contractors they've sent have been good as well. I had a repair done on my garage door air handler system, and it was replaced. But this last one, we had a plumber coming out and I was told a range of time they'd be out. When I called the company, they said that they didn't have an appointment for me. Other than that, a warranty through HMS is well worth it. I can call them and don't have to pay out of pocket for everything.

    Everything has been very good with TotalProtect. They have helped me out of a couple of jams. So I'm content with the service. I had a problem with a burner on my stove one time though, and they couldn't fix it. Evidently, the burner was welded onto something from the heat that was generated and the serviceman told me that there were no parts for it anymore. But it was not really TotalProtect's fault. It was the fault of the serviceman. Anyway, I'm happy with the warranty and I'm gonna continue with it. Most recently, I needed a hot water heater and TotalProtect was very quick to take care of everything for me. I was very pleased. Overall, I'm happy with TotalProtect and I'd tell my friends to use it as well.

    I really appreciate HMS Home Warranty because when I dishwasher broke down, they helped me. The warranty is also really financially reasonable. I've recommended them to several people and I have also renewed three times. There is security. Plus I like how they treat me when I call customer service. I would rather deal with Americans though. Sometimes when I call certain numbers, I get foreign people who don’t understand what I'm saying. I also don’t understand what they're saying and the communication is very difficult. But when I call other numbers, I get Americans on the phone and we understand what each other is saying.

    One of the things that I found very difficult was contacting the people who were gonna actually do the work. Sometimes, even though they do a good job of making the appointment initially, the technicians themselves change the appointment. I have to call the technician to verify the hours that they can come out. This is the latest one. I called HMS and the lady over there made the appointment but then the person that I was contacting would never contact me back even though I kept trying to reach them.

    So I called HMS back and told them I couldn't reach the provider. When HMS called the provider over the phone themselves, the provider said that he couldn’t have the appointment previously sent to me. He wanted to come out on Thursday so I had to take off work to do that. I thought it was a Saturday appointment but it wasn’t. That type of thing happens, depending on who you're dealing with. But when the technicians do come out, the work they do is excellent.

They connect me with someone and then that person calls. We’ve had good contractors who come out. They are experts in their field. We’ve had someone out for the garbage disposal unit and on the refrigerator. The refrigerator was slow at first but it’s awesomely now. Overall, it has been a great experience. We pay the $100 and they send people to fix whatever. If they have to replace it, they replace it, so we come out ahead.

    My mother has been with Cross Country/Total Protect for 10 years now and up until now, she has never had any issues with getting her appliances evaluated, fixed, or replaced. In Dec of 2018, her washing machine broke and she contacted her Total Protect Service (TPS) provider. Since December she has had multiple technicians come out to evaluate and attempt to fix her washer. At one point the tech stated that the part needed to fix the washer had been discontinued. TPS and informed my mother of this and told her that the washer would be replaced. After several weeks of waiting to hear back from TPS she called them and they then told her that they had placed an order for an alternate part that they decided after some extensive research that should have fixed the washer, but to no the avail washing machine is still broken. The technician was suppose to come out Friday and evaluate the washer, but never showed up. My mom has made numerous phone calls to both the contractor and TPS, but still has no resolution. The contractor is not answering their phones and TPS tells us there is nothing they can do until they speak with the contractor whom they can not get in contact with either. There is no accountability with the contractor that was hired through TPS, and nor with TPS who continues to give my mother the run around. My mother is 71 years old, has had 3 back surgeries, and is on a fixed income. She has to travel back and forth to the laundry mat at least once a week. She pays her TPS premium on time every month, but is not getting the services that she is paying for. I feel that she is being taken advantage of and no one can offer a sensible resolution on how to get this settled. (Remember, I stated in the beginning, this has been going on since December!)

    Updated on 04/10/2019: I filed negative reports 4/1/19 and 4/2/19. On 4/3/19 I was contacted by someone from the company and said they wanted resolution on this. It is now 4/10/19 and still no authorization for the repair. The repair company has been to my home 3 times and spent over 8 hours filing paperwork to get this authorization. HMS keeps asking the repair company for the same information, then claims they don't have it or need it another way.

    The repair company is as frustrated as me. They don't know if they will see any money for their efforts and I honestly think HMS is hoping that the delay on their part will result in an emergency situation here that I will have to call a repairman in and self pay. HMS has made it clear that they will not pay for any repair not preauthorized. I left messages on 4/9/19 and three today 4/10/19 for Morgan but never received a return call. I feel that HMS does poor business and I would never recommend them to anyone. If I could have given negative stars then I would have done so.

    Updated on 04/03/2019: I wrote a poor review yesterday, received a response that “Angela would personally take care of it”. Tonight I received an email that they were referring this to the initial repairman they sent out that 1. Did not fix it and 2. Told me he would not come back because he doesn’t know what else to do. This is beyond poor business, it is totally inept.

    Original Review: I called for a repair to my boiler/furnace. Repair company came out. I paid the $100 deductible. He changed a part. Three days later I saw that the furnace was still leaking water. I called the repairman. He said to call HMS and to tell them not to send him out again because he doesn’t know what to do. I called HMS, they referred it to a company that does not service my area. I called HMS again and again and they repeatedly sent it to the first company.

    After repeated complaints I was told I could call in my own outside company and pay them and get a reimbursement for what HMS deemed it would cover or ask the vendor to wait for HMS to pay. I am a senior citizen on a fixed income and can't put the money out and can’t find a company to agree. Lastly, HMS sent one more repairman out 10 days ago and I am still waiting for him to get the authorization to make the repair. I called HMS today again and am getting nowhere. I will not renew this policy and I will never recommend HMS to anyone.

    A lot of the technicians that HMS sends out are decent. But it's a hit or miss. About half are struggling and doing warranty work because they can’t make it on their own. They’re not as professional so their communication skills generally aren’t quite as good. But I wouldn’t complain so much about the communication as much as they don’t know how to fix the problem. On the other hand, HMS responds very quickly. I prefer to submit claims online and sometimes, it takes them a while to find a supplier in our area. We’ve had to wait for days on two occasions. But mostly, the supplier would be out the next day or the day after that.

    My realtor felt that HMS was the best home warranty company. He is familiar with this company and he suggested that we ask our home seller to provide a home warranty with HMS.     I have been with TotalProtect for over five years and their deductible keeps going up. But they get people here right away. We call the number and they give me a repair order number and the name of the person that we contact. The contractors they sent out have been good. Although, we haven't used it a lot. In fact, my wife was thinking about canceling it back in November but I told her to hold on a little while. Good thing we did because in the middle of December the hot water heater went out.     I didn't wanna go with the local public service engine and gas warranty that I was offered. TotalProtect Home Warranty was more of a complete package as opposed to a partial package. I wanted the bang for the bucks so I went with them and my experience has been excellent. I submit my claims on the phone or through automation or with a rep. Their reps would tell us that the contractor would be out in the morning between 8:00 to 12:00. And they get there right at between 8 and 9 o’clock. The interactions with the contractors were the best. However, their work was just fair. In fact, I'm going through a situation now, I smell gas on my oven. They came out the first time, analysed it. The second time, they fixed it. And now the third time, for some reason, they might have to come back and make some changes. Having TotalProtect is the best. It is one of the best warranty companies that's available for the average working person.

    My parents had TotalProtect, so I got it. I’ve seen them working on stuff at their house and I was like, “Hey, I may be able to use that.” Calling in a claim has been okay. They give me different referrals whom I can call. I had to have them come out a couple of times the first time when they came out. It depends on which company they sent out. They have good companies, they have some that you’re kinda like you’re not too satisfied with. But, normally, they are good. They don’t leave a mess. They don’t leave anything behind. They also tell me when they expect them out, and they call me and let me know when they’ll be here.

    I’ve had a home warranty for a few years now. I just decided that I needed one. I didn’t want to pay a trillion dollars on something after it wears out. TotalProtect was the only one that I liked. I read some of the stuff about it and I decided that they were good so I took it. However, I have looked at others since then because the deductible went up. Some of the other ones are at least $25 below them with basically the same coverage.

    Right now, TotalProtect is working on a claim for me on my air conditioner. It’s got a leak because it keeps having to have Freon put in it. This is two years in a row they’ve had to put some Freon. The gentleman is supposed to come back early next week to check it out for me. He came out and put some Freon but he wants to come back and check to see if he could find out why it’s having to use Freon. He was very good. Most of the technicians were good but I had one who was terrible. The guy came out and he didn’t seem to know what he was talking about. He didn’t seem like he knew his business.

    Overall, the experience with Total Protect has been very good and I would recommend them. They’ve got some knowledgeable people but they need to consider how far away these people are. The first time I ever called them, they were trying to send me somebody who was 140 miles away. They didn’t know the area. After I told them where I was, they sent one who was about 15 miles away. So, they corrected that.

    I liked the coverage that TotalProtect offered, and I felt it was reputable since it was advertised through the Pentagon Credit Union.     I just retired and I hadn’t had any problems since I've been in the house for 18 years. I didn’t want all of my retirement funds to go to repairs that's why I got a warranty for my home. Cross Country Home Services was included in my mortgage, which was convenient for me. The interactions with the reps have been okay. I usually submit a claim over the phone but they're not open on Saturdays. You don’t get a response back until Monday. Also, one rep told me wrong. I'm still holding on about my heater since they're looking for a part. So the first time the agent came out, which was Reid's Rise Home Service, he said that it was $100 plus $85. I asked him why did I have to pay $85 and that I thought it was included.

    I went on and paid for it because I wanted my service to be completed. So when the heater went out again, I called for somebody else to come out. I told Cross Country I wanted a different agent because the first agent was just not timely and took my time for granted. I also told the rep about the extra $85 and he said they weren’t supposed to charge. He gave me an email to write to explain. The girl who answered my complaint said that for cleaning, it was the extra $85 and that the agent told me incorrectly. I thought when I paid the $100, that it took care of everything. But I'm finding out that this insurance that I have, I have to pay extra. The coverage plan could be better. They could also improve on explaining and including that the cleaning is not a part of the service.

    So far, I’ve had a good experience with HMS Home Warranty. When I call to file my claims their reps have been helpful. The contractors that they’ve sent have been fine too. The first claim that I had was for my washing machine which leaked when I do a small load. The tub inside shakes hard and the contractor showed me that and I could see what it was doing when it did that. Recently, my water heater went out and HMS replaced it. Overall, I’ve been pleased with the service that I've had and I'd recommend HMS Home Warranty.

    I like that when you submit a claim with HMS, it's online and you can do it no matter what time of the day or night it is. One time, my air conditioner went out at night and I was able to go online and file a claim then in the morning, when the company was up and open, they already had my claim and they were able to call me. That convenience is very nice. The technician HMS sent out most recently was also great to deal with. He assessed the problem and told me he had to get it confirmed that he could order the parts. I knew he was gonna come back and he called me when the parts were ready. Then he installed it and everything was nice and crisp. He left my place nice and clean. I'm glad I have the online warranty from HMS. It's very convenient for me and it's worthwhile.

    I decided to acquire a warranty as I figured that it would be better to pay a monthly payment rather than having a large repair bill if it should come up, which is hard for somebody that’s retired to come up with. I've had TotalProtect for 10 years now and the experience of submitting a claim with them has been good. I used to call on the phone. But now that I know that I can submit a claim online, I go online and do it. Navigating through their website is easy. The TotalProtect people gives me the expectation of having a contractor out usually within a few days or a week at the most. Some of the contractors are better than others as for being able to do the job. But I’ve been satisfied with the quality of workmanship performed so far.     I bought a house which came with the HMS Home Warranty. Most of their claim reps are courteous and able to answer all my questions. Recently I filed a claim for my furnace and it went well. The contractor came and tried to fix, but it didn’t quite work. They told HMS very quickly about it and HMS agreed to replace it, so that was quite seamless. A couple of years ago, I also submitted a request to repair a refrigerator. With that one, the contractor kept trying and took several times, but they still couldn’t fix it. Eventually, I gave up and just bought a new one.

    I've been with TotalProtect for a while now and I recently submitted a claim when my heater went out. The contractor came the next day and he was wonderful. I would recommend TotalProtect if they get the lady who helped me. Their guy rep told me I would have to go almost a week without my heat before he could schedule my appointment and I was not satisfied with that.     I’ve had other home warranty companies but TotalProtect is a little better than the others in regards to the response time. When I submitted a claim, I called them up and I told them what was going on and they gave me the name and number of the contractor. Then, I called and set it up. TotalProtect Gold is good, but sometimes, the contractors are not good about getting back to me. I called and reported one of them and I said I didn’t wanna do business with him. TotalProtect gave me another person as a response to that.

    My most recent experience was excellent and the rep was very helpful. The interaction that I had with the technician who came to our home was good. He explained a lot of things to us. I had an issue with my furnace and the quality of work that was performed was very good. However, I don’t like the fact that they keep increasing the service call fee. It used to be $75 but now, it is $125. I’ve had TotalProtect for 10 years and I've experienced the increase about three times. Nonetheless, I already told someone about TotalProtect. They bought a home and I said that they really need a home warranty and I said TotalProtect is who I use.

    We’ve purchased several homes and we’ve always had HMS since 2003. Currently, I am 60 days into going back and forth with them to reimburse my pool company for repair. I just got another email from the service warranty or the customer service saying they needed another copy of the deductible check, which has already been provided. I’ve paid the deductible twice because they didn’t want to accept proof of me paying it via my credit card and they wanted me to write an actual check. So, I had to write another check to my pool company, and my pool company put that in every single piece of paperwork that they were asking for. I still get another email saying something wasn’t done or they need another copy of this before they can submit for reimbursement to my pool company.

    HMS needs to make their reimbursement through a third party more seamless. They need to have their customer service representative more knowledgeable and relay how exactly paperwork needs to be submitted because upon the initial reimbursement submittal, they never once indicated that we needed to pay the deductible via check. I would’ve done that 65 days ago. Then, they told me to send in my bank statement. I don’t know anybody who wants to mail in bank statements to anyone. They should have better communication with their customers and they need to take into consideration when they have all lifelong customers such as myself, there needs to be an exception to that.

    My pool company is livid because they did a $700-dollar repair, we are now over 60 days and they still can’t be reimbursed. It’s always one thing or another with HMS requesting a different proof of something. So, it’s been nothing but a hassle. I talked to HMS and told them that they are taking our premium from 600 to 900, yet I’m still fighting to get my pool company paid. I told them that if they’re not willing to work with me in renewing my coverage for the same amount, then I’m not gonna stay with them. They were okay with that and so, we won’t. I’ve been a customer for 16 years and we’re on our seventh home now and they’re willing to lose a customer like me.

    I've been with ResidentialMD for six years now and it's been very good. They are always very good about attending to the service and I'm satisfied with them. When I have a claim, they respond quickly. It's just that they keep sending small companies when it comes to plumbing issues. A small company which may never do anything. The company they sent for my dishwasher told me that they had to order a part and that they would let me know as soon as that came in. However, two weeks went by and I kept calling them, but they won't answer calls. They already got the money but they never did anything.

    I called ResidentialMD and the lady I talked to told me that they've had a lot of trouble with that company because they couldn't do anything if they just take money and leave. Finally, after three weeks, ResidentialMD called Sears. I still had to wait another week and a half but when Sears finally came out, the guy told me that there as nothing wrong with the dishwasher and that it only needed to dry out. But then Sears ordered a $5 part that I didn't get. There was no reason I shouldn’t have gotten it because they don’t get the money, so I don’t know what happened.

    But once, we had a claim for our 30-year-old refrigerator. At first, they weren't able to find the needed parts, but Sears was able to and they were the ones that were able to fix the unit. Three years later, the refrigerator is still running. Those were the only two times I have used my warranty from ResidentialMD. I could have everything checked once a year to see if they're running properly, but I haven’t done that. So I pay a substantial amount of money but I've never had to use their services. While ResidentialMD is a good company, they should lower their prices. My friend just had her hot water heater replaced and she pays $35 a month, which I thought was better.

    I like TotalProtect's price and submitting claims with them is fairly easy. I've typically done it over the phone and although the interaction with their reps has been good, they aren't always able to find someone for me quickly. Plus, they tell me when to expect a contractor out, but that often doesn’t sync with what the contractor is able to do because the contractor has no idea they have to be there. I also don’t think everything is clear in terms of the options when you want to make a claim. There is a lack of information, too. I’ve heard from the contractors that a buyout is possible, but I never heard about it from TotalProtect. And how would they show expenses, costs and parts calculated? That’s a lot of fine print, but what does that really mean in reality?

    I’m currently dealing with an issue with a contractor and what they’ve done, and I can’t resolve it with TotalProtect. So, I’m not happy right now. I’d like TotalProtect to be a little more proactive in getting contractors to do what they should be doing. They also got my email wrong in their system, so I waited for days to get a quote about the additional cost to install my boiler. Meanwhile, my house is cold and I don't live there. My hotel stay was extended, but there was no accommodation for that.

    I've had TotalProtect Home Warranty for a long time. I like the ease of contacting one number for everything and I don’t have to look for a different number. Some of the techs that they've sent out were good and some were not. Their service has been okay, overall, but their rates are going up and they doubled this year so I’m looking for another option. I was paying $43 and now I’m paying 79. So, that was a big jump for me. It's $900 a year and that’s a bit too much for an insurance. And there are years that I don’t use it, other years that I use it a bit more. I did recommend them a few years ago to my sisters. But now that their rates are so high, I wouldn’t recommend it. I know that my sister has another company that has better rates so I’m looking into her company.

    The reps are very nice and prepared whenever I call and speak to them and it usually takes a couple of days for someone to get out to me after I file a claim. I had a nice experience with the last claim I had. However, the first technician that was supposed to come out didn’t respond back. TotalProtect kept trying to call him during this time for my heater in my attic and he refused to answer them, so they gave me somebody else.     After a service call to determine broken washer was eligible for replacement we were given the choice of a white washer only or about half the cost of a new washer. Our matched set of pedestal washer and dryer are black. We were told they don't have one their warehouse in our color and will only replace with what's on hand. Apparently they don't have to give us the logical replacement choice according to their authorization supervisor after discussing my dissatisfaction. All my appliances are black, yet they couldn't care less. Frustrated with their stupidity.

    You should be prepared for repetitive delays, long phone holds, failures to return calls as promised, hours of phone communications, stalling tactics, and attempts by personnel to find loopholes in the contract to void your claim. The company apparently had limited service companies in the area that are willing to accept their delayed cut-rate reimbursement in addition to extra paperwork; so beware your choices are few and may not exist for emergency situations. Even if the provider technician is approved and an invoice is submitted, the warranty company's position was that it is incumbent on the customer to obtain additional information from the service provider when requested or they will deny payment. The Warranty company initially denied payment because the service technician could not specifically tell them what caused the cracked pipe inside a wall. I was a customer for over 5 years, but no longer. When I needed the warranty "Total Protect" with an actual problem, they proved they were bogus.

    Cross Country is great on the phone. They make submitting a claim easy. They are all courteous and consistent in getting a contractor out. I have no qualms with that part. Now, however, I just had a problem with a couple of contractors that they sent out. I really didn't like their workmanship. I told Cross Country about that the other day. I told them not to send me any Shade Tree type of people - that was what I called them. I also told them to give me some professional people because this would be the third time that somebody has been out on my system. The first guy modified the thing, and the second guy came back and did something, but it is still not working. Usually, the contractors are pleasant but this last one, they were not consistent and they took a little bit too long to do a job.

    I got a toilet that is messed up. I called TotalProtect and I had no problem submitting a claim. They assigned it to Gtech. A woman came out to fix it but she didn't know what the heck she was doing. She worked on it twice and it still not fixed. I called Gtech about it and the guy kept telling me to explain it to him. He told me it was the ball up there, which is not because the seal down in the toilet was what the tech had replaced. She didn't do something right because if you set the water off, it will completely drain out into the bowl. I’d asked them to come back but nobody’s coming out.

    When I talked to Gtech, the guy I was talking to hung up on me. So I called again and got another guy who started arguing with me. He told me the other guy didn't hang up on me. He kept arguing and arguing. I told him to quit doing it but he just kept on and on. I’m under enough stress. I got PTSD and they make me go off, and I’m not putting up with it. Since he wouldn’t shut up, I called my lawyer. Right now, I let my lawyer handle everything. I gave him the information and he would get it done or I would get all my money back. I wouldn’t recommend TotalProtect to anybody right now.

    We use HMS for our primary home and also for our rental property. We recently used it for our rental property since we had an issue with our refrigerator. We also had an issue with our heating unit in our primary residence. Submitting a claim is easy. While I interact over their website and call them over the phone, I prefer to talk to someone and the reps I worked with were very courteous and helpful. However, my experience with the contractors that they sent out was mixed. While the contractor they've sent out for the refrigerator took care of the issue without any problem, the contractor that they got for working on the heating unit took a little longer than expected. In fact, it took them three weeks to fix the issue.

    It was in the middle of the winter when my heating unit dropped down. They came down initially and looked at it. They said an electronic board had died so they needed to order that. It took a week for the part to come in. On the day they were supposed to come and fix the heater, they did not show up. The reason was that there was a snowstorm and the contractor doesn’t work when there is a snowstorm. They didn't even notify me. So I had to reschedule them again after that week and it took longer. That was a bit unpleasant, but in the end, the part was replaced. Other than that, we've had very positive experiences with HMS. They assign contractors and they take care of the issues very quickly.

There was only been one time that we did not have good service. It was for our washing machine and they took a bit longer than necessary. They then had to call another company.     The claim I filed with TotalProtect Home Warranty was submitted to at least three other persons before I finally got Sears. I was more than pleased with the service I received from them. I liked the courtesy and the promptness. The tech was knowledgeable about what he had to do, he knew what the problem was and he easily explained it to me. He followed through with what he said he was gonna do. After it was done, everything was working fine. I tell people about TotalProtect all the time. They are out of their mind if they are not using TotalProtect's services. Most people don’t understand the value of it, but once we explain it, they say they wanna look into it, so I hope they do because I am advertising them like a walking ad. I am very pleased that TotalProtect offered that service and we are very pleased with the value we’ve gotten out of it.

    The condo that we bought had the HMS policy on it and we've had some claims that have been wonderful. It took me a while to understand how to get through with filing my claims though. I needed to go back to the manual to know how to do it or which website to go to. Because I was new to it, I didn’t know exactly the name of the policy, so I had to go back and get into that. Also, when I was talking to a rep one time, not everything was written down for one claim that we did. There was some confusion over a water leak that we had with the washing machine area. I described it as being more in the hot/cold water area versus the machine itself having a leak but they sent a repair person for the washing machine and not a plumber. Other than that, the quality of work was very good and I’m very satisfied with HMS. In fact, I've told many people in our condo that if they sell their condo, they should contract with them.

    I felt that the previous warranty company that I had deceived me. I was with them for years and when my AC heating unit failed, it was supposed to have been 100% covered, but they would only cover 50%. So I asked my neighbor who she had, and she told me it was TotalProtect. We switched to TotalProtect and we've used it one time. Although I would prefer for the deductible to be lower than a $100, I was happy to have paid it for the service.

    It was a weekend when I filed the claim and I needed to speak to someone the next day. So I went online and I called, and TotalProtect's customer service was pleasant. I scheduled a week in advance for a contractor to come out, and they came as I had requested it. The technician that was sent out was excellent, and if the guy was running late, the office called and said it was a little delayed because of traffic or something like that. TotalProtect went beyond the call of duty, and the guy was really great. He asked a lot of nice questions and resolved some issues that he probably didn't have to, but he was committed to helping me as a consumer, so I was happy with the outcome.

    We've had coverage with HMS Home Warranty for almost a year now and our experience in submitting claims has been really good. We are not big on the whole ideal home warranties, but because we had an older furnace, we had to at least get it in case. We even did the pay down for a lower deductible to have a contractor come out. We used it a month or two ago and it was back to back for the garage door thing.

    We had already brought our contractor out to look at it and make sure it was in great shape after we bought it because it made no sense to pay for HMS' contractor to come out if in the end, it is just a tune-up. We liked our guy. He came out and said it was old but it was solid and that we didn't need to get a new one. However, it went out. Then, just recently, the heat exchanger had an issue and it was the capacitor. The contractor came out and fixed it. We still have the old system and he said it is running well, so we've been happy.

    We called HMS both times. We've dealt with other home warranty companies and it was such a joke that is why we hate getting a home warranty, but the experience with HMS has been a favorable experience. The key thing is we liked HMS and in some cases, we've been able to pick our contractor that we would like to use. We've really appreciated that and that is the most relevant one for us. They've been responsive and everything has been handled within the day and we are getting clear notifications. Overall, it has been really positive on both of those aspects.

    The contractor was solid, but he said he does not do heat exchangers. He didn't say anything on the phone when he called that morning and we said that it was a heat exchanger, but when he got there, he mentioned that he told HMS he doesn’t do that because there are problems with making their required numbers. He did a great job, but he felt like HMS doesn’t listen to what the contractors are saying.

    At that point, HMS was trying to expedite even though the contractors had said numerous times they don’t do that particular line of work. HMS was trying to get somebody out as quick as possible and the guy ended up doing the work anyway, although he said that it didn’t work out really well for him and he didn’t like doing that kind of stuff. But I love that HMS was trying to get somebody out there as quickly as possible. HMS just has to make sure the contractors can meet the work that they are supposed to be doing. In both cases, the guys came out and they did the work. The garage door guy had to come since they had to replace the system. He said he had the stuff on the truck right that time, but because of the way the claims process work, he had to wait ‘til it's been in to come back. So, we had to do a follow-up and that was less than ideal. I understand why they do that, but he could have done the work right there and then.

    Updated on 03/27/2019: They just called and told me my claim was denied. Since first plumber didn't tell me what was wrong after I paid 200 dollars. Then second plumber did after I paid 200 dollars for same problem. They told me it's not their fault even if they sent them and I'm screwed out 200 and still have this problem. Now a 400 dollar job will turn in to 800 dollar job. I didn't call these plumbers. They sent them to me and HMS tells me I have to deal with it. HMS did not make me feel like I was worth the headache. They left me on my own which is fine. I just advise people to go somewhere else.

    Oh did I mention 2nd plumber sent a snake through my trap door to keep backflow from city line and possible broke it and if so HMS told me I would have to deal with it. They are the ones that sent these plumbers so why should I have to deal with anything? Horrible. Just horrible. REPEAT. LOOK AROUND. This is your home they say they care and will fix but there is a fine line that they don't tell you about!!!

    Original Review: I been waiting two days for a manager to call us back about my plumbing issue. I done paid 200 dollars two separate times and still have the same problem. Two different plumbers said something different each time. Last one wrote what was wrong on my receipt and left no followup. Nothing. So I'm out 400 dollars and still have a plumbing problem. I just bought my house less than a year. I would never recommend this company to no one. Long as they get their money they do not care. Last plumber was Advanced Plumbing LLC. Guy set two appointments. Never showed or called. He was the worse. I REPEAT DO NOT USE.

    HMS warranty is by far the WORST home warranty company in the world. I've had to keep my food cold in a cooler and mini fridge for almost 2 months now. First, let me start by talking about how inefficient this company is. EVERY time I call I spend 45 mins getting bounced around because nobody can find my account. Finally I find someone and they created me a new account... This didn't mean anything because when I called back 6 other times STILL nobody could find my account. The customer service agents are really rude (except for Tracy who was extremely helpful) and you can't speak to a supervisor so they have to put you on a call back list. HOWEVER, I was told that I was put on the list 4 times and over a month period. I have NEVER received a call back. I bought a house and days before the closing the fridge broke down.

    We were told by the old homeowners that the fridge was suppose to be repaired on the Monday after we closed (we closed on Friday February 15th). We call the guy on on Monday to verify when he would be coming, he says "oh I was waiting for the homeowner to tell me to order the part" which was a lie because my realtor was there when the old homeower told him to order the part. So we tell him to order the part and it he says it will take 7-10 days, we follow up 7 days later and he basically admits to forgetting to order the part...

    FINALLY he comes over to fix the part and somehow now the compressor broke.. then he said it will take another 7-10 days for the compressor to come. He orders the part it takes a week to come but then we couldn't reach him (we called him like 5 times in 2 days). after 3-4 days we finally get him and he says he is busy and will come in 3 days. He comes over to fix the compressor and somehow breaks the circuit board... Orders a circuit board... Walks into my house 3 days later for 20 mins and says "I can't fix this" and leaves.

    Now, I've kept HMS in the loop about all the issues and they have been useless. I asked the on SEVERAL occasions to switch the appliance company and they pretty much said no. BUT here's where my issue with them really start... On March 14th I called them to say "Hey I really need this resolved because I had to move out of my apartment by then" They assured me that this was being escalated to authorizations and that a supervisor would call me on the 15th. I never got that call. I called back again on the 18th and I was told that I would get a call back on the 20th at 11:30 by a man named Phillip. Phillip told me that authorizations was going to make a decision on whether or not I was getting a check or they would be buying me a fridge.

    I called back to follow up and was met with a RUDE woman who was very unhelpful. I explained that I was suppose to get a call back from a supervisor and she told me that she didn't see an escalation in the system even though I had asked for one previously and that a supervisor would have to call me back. I finally gave in and said, "Okay please have them call me back." 48 hours later... still no call. My wife decided to call and they told her that they scheduled someone to come to the house for service... and so my wife says "when were you planning on telling us this? And how did you schedule someone to come without telling us when they were coming.

    Also, we were told that we would be either getting a check or that your group would buy us a fridge". They didn't give her any answers and said they would come on Tuesday and gave her the company name. So on Sunday my wife calls the company to see when they were planning on coming to the house and they said they canceled our claim because they called us and we never answered. Well both my wife and I never received any calls... Come to find out HMS GAVE THEM THE WRONG NUMBER!!! So, now we had to wait more days to get Sears to come look at the appliance and Sears lets us know that we have to pay a deductible.

    I’m confused so I call HMS to let them know that THEY should be paying for the deductible because THEIR technician broke the circuit board... and THEIR technician never solved the problem... The woman on the phone tells me "we don't see any of the previous claims on your account, so I can't help you." HOW THE HELL DID I GO THROUGH THIS FOR 6 weeks and NOW you don't see ANYTHING?! She tells me that my newest issue is a new claim and there's nothing else there so I have to pay for it. I promise you. Once this contract is up I'm switching to HSA because they are a better company. I HATE HMS. I will NEVER recommend them to anyone! I have a coworker who has HMS and he's having the same issues. READ these comments. They are not lies!!!! WORST COMPANY EVER!!!

    This company is an absolute joke! I've been trying to get my hot water heater replaced for 1 month today. Technician of my choosing (because they have no one in their network) was here 3 weeks ago and was authorized to do the work and was told the parts were ordered. 5 days ago the heater quit completely. 5 calls in 24 hours and they tell me the heater was ordered this morning! I'm done with this company!

    I would never use HMS Home Warranty again. First of all, when you try to get someone to report a problem, they have a recorded message that doesn't allow you to speak to a human being. It took me almost five minutes to finally reach a person. They should remove that system or improve it. Second, I moved into a house that was built in 1996. It's 26 years old. I moved at the end of June and at the beginning of September, the furnace broke. I called the realtor who represents HMS and we had several conversations because it looked like I was gonna have to go and pay for a hotel because HMS didn't cover furnaces. They covered the coil, which kept shorting out and I was in danger of a fire.

    Maureen is the rep for the area and I had to struggle to get her to even understand the situation. So, even though HMS has this extraordinary, “We will house you. If you have a problem in the house, it’s not livable.” You don’t actually get that. And they should remove that because it’s false advertising. I incurred a $12,000 debt because of my furnace issue.

    A week after that, the hot water heater broke. All HMS would do was give $1,500 and the people they sent dressed and behaved unprofessionally. I opted to take the money and hire a regular plumber instead. When the dishwasher broke, it was the guy from KBW who came out. His name is Waldo and he was extraordinarily efficient, very polite, and very thorough. Waldo couldn’t fix the issue though. I had a plumbing leak in the basement, and he said it was the dishwasher. He took everything apart of the dishwasher and found that we had a problem with the heating element. He repaired that. However, he said that the leak wasn't coming from the dishwasher.

    So HMS sent out a plumber and he came in the afternoon. I had no confidence in that man. I even had to show him where the water was turned off. He did replace the valve that was leaking and it's not leaking any longer. However, I would not use him again. Other than that, I had a problem which they thought I said the washing machine. So they set it up for the washing machine. I had to reverse that. Again, I never got a human being. I got a recorded message.

    I have had TotalProtect Home Warranty for two years. To submit claims, I just call them and explain the problem with my appliance. Then they have someone come out and check it out for me. I just pay my deductible. Usually, if they can't fix it, they give an amount of money to replace the item. Their contractors have been great, very friendly and knowledgeable.     We’ve had HMS for almost two years and when I filed my recent claim, I did it over the phone. It wasn’t too bad but there were other times where you're on hold for a long time and then, the call drops. My most recent claim has been in the works for a year. We’ve had three people come out and it was always a challenge to get them to finish the work. They would order a part and then they wouldn't show up. This is the fourth one, and the technician finally came in and installed it. By the time I called back and asked what he plan was, they said they were gonna ship me a new one.

    The new one came and then I called back because I've been sitting here for two weeks. They said they were gonna send somebody out. By the time they sent someone out, it was quick. It didn't quite fit perfectly, but the technician was able to get it in and get it functioning, so we're happy with that. I filed other claims with HMS and I've not had any issues. This was specific to the cooktop. It was a nightmare but everything else has been fine.

    I used to be a realtor. Comey & Shepherd Realtors did a study where HMS came up on top of home warranty companies, so I went with HMS. Normally, I submitted claims with HMS over the phone and it was usually simple. I was usually happy with the contractors that have come out to our home.     I had something wrong with my stove and I called TotalProtect to submit a claim. Their rep was very knowledgeable and she got somebody right away for me to call. The tech who came out was a very nice person. He called us by Mr. and Ms. and he did the job correctly. He had to order parts and initially said that I might have to pay for some parts. But when he looked, I didn't have to pay for them. He fixed my stove and didn't take long. Thereafter, everything was fine. I had and excellent experience with TotalProtect. Everything that I would call them about, it was done. Their contractors did the job and regardless of what cost, I only pay a certain amount of copay.

    I’ve had my house for four years, and the previous owner of my house used HMS and I continued using them. I like their service. I can either call or go online to submit a claim and typically, I would hear back within an hour. The longest I’ve had to wait before I heard anything was four hours. I’ve been impressed with the contractors so far and when I wasn’t, I called back and let them know. It was taken care of right away and a new provider was given to me. HMS is a good deal and when people I talk to are getting a house, I tell them that they need to get a home warranty.

    Recently, I filed a claim for my furnace with HMS Home Warranty. They got someone out pretty quickly. However, I've had an argument with their reps on the phone. They don’t have enough people involved in their system. If I need a contractor, they don't have many local ones and they are very reluctant to give me the contractor's name prior to them coming. So, when I look the contractor up, I find out that they're rated 1 star. I don’t want people coming to my house rated a 1 star to work on my equipment.

    One time, I had an air conditioning problem and they didn't have anyone in the whole area that could come to my house except for a guy who is two hours away. I told them to forget it and I let it go. Then, I had a small problem with my furnace and HMS had a local company who came and it worked out well. That company also does air conditioning. I was absolutely happy with the tech who came out.

    We recently called because our induction fan motor went out in our furnace. It sounds as though there is a screeching animal in the heater that can be heard all over the house - no exaggeration. It appears that something either broke off of the fan blade or something came loose inside the housing. This part blows the air across the gas to give it air, pretty important part. It is still working marginally. SOOO, since the unit still produces heat, they will not fix the part. The part is ~$500 and they said until it completely dies, they cannot help.

    Meanwhile, no concern for what it can do to the rest of the heater if it fails completely. We are unable to be in the living room, dining room, kitchen, bedroom next to it because it is so loud. We are in Chicago, so we can't do without heat, when it is in the 20s at night. Basically, we have had to call a private company. They have said that the unit is so old, that the whole thing should be replaced. I agree, but isn't that what this insurance is supposed to be for? This company sucks. Don't do it, many of their service technicians have told us that they suck. Check the reviews, this company doesn't make any list except the bad ones.

As with all warranties, coverage is detailed in the Agreement and there are items and conditions which may not be covered by your warranty. Your warranty addresses parts and labor when a covered item fails and cannot perform its designed function, and does not address noises without a resulting failure. Since your furnace is not mechanically failing, it does not qualify for coverage at this time.     It has been more than three weeks without the refrigerator. The tech has been visited us multiple times each time assured that it would be fixed quickly. Initially the bottom freezer worked. The top didn't. After the tech visited yesterday, they left a burning smell and told me it just the motor smell. They will come back next day with new fan motor and it will be all good, they turn off the refrigerator by just using the control but didn't unplugged it, after a couple of hours they left the burning smell kept going up and I called the technician. He told me to pull the plug off. I told him to inspect it immediately and he found the bottom freezer wall is melted as the defroster was stuck at 'on'.

    After three weeks now I have a completely useless refrigerator!!! Though Tech guy promised he will order the part, It is way too much to tolerate. I really can't recommend HMS company as their policy is totally ridiculous. I previously used AHS on my home in NJ and they replaced my refrigerator within a week as the fixing it would take longer wait. Yesterday when I called the customer service, they replied they can't replace my refrigerator or give any loaner refrigerator until the one with problem get fixed. It sounded like I have to give them "Forever" to fix my refrigerator. I am very upset and probably will end up buying a refrigerator soon but the premium paid to this company turned out to be worthless and went down the drain.

    We purchased our home and HMS was the warranty from the Realtor for the first year. Since our home is an older one, we felt like it was a good idea to renew the warranty. When I submitted a claim with them, the experience was very easy and it turned out well. I did it over the phone, but there was a bit of a problem because it was a computer and the menu wasn't completely fitting my needs. I would have rather spoke to a person. But, the contractor arrived on time and completed the projects. The quality of his workmanship was very good and we were very pleased. I would recommend HMS. They're a very good quality company.

    I call Cross Country when submitting my claims and the reps do a nice job. Whenever I have a problem, they call the person for me. I usually make an appointment, but, one time, I missed the contractors and I had to call back. Cross Country set me up with another appointment between 11:00 and 1:00 when I could be there. I also told them to have the contractors call before I come and it worked out fine. I had my ceiling fan done, as well as my commode and the air conditioner, and it has been good so far. I’m making sure my payment in the bank comes out, so I can keep my warranty.

    My commode had a leak and Cross Country made the appointment for me. The contractor fixed my commode and it flushes now, so it is good stuff. My air conditioner was also checked, but the contractors said they couldn’t do anything about it. The only way they can do anything to it is when it has completely stopped working. I asked why it kept knocking and making noise, but the techs said that it wasn’t broken. They took the $100, but they didn’t do anything to my air conditioner. It is still making noises. Nonetheless, the overall quality of work that Cross Country has done for me has been fantastic. I had a chance to go to another warranty place, but I told them that I would just be with Cross Country.

    TotalProtect’s claims process is cool. I submit claims by phone since it's the easiest to do. Sometimes, with the people that TotalProtect send out, they don't follow through and it creates a problem, like when I had a dryer issue. A man came out for the dryer and he tore it loose, then he told me that I needed a pipe and a vent outside. Another contractor had to be paid to come out. But other than that, the contractors that are sent out are usually on point. TotalProtect is good and I love it. I try to tell my friends to get a contract with TotalProtect when they get houses. I pay the warranty in for a long time before I start having any issues. Once I had issues, they were taken care of and I didn’t have to worry about it. And to me, that's the plus round.

    The mailing on TotalProtect showed up in my box when I needed a home warranty. It is very easy to apply for a claim with them. I had a dishwasher repaired, and the servicer that did the job was very professional. There were two problems with the dishwasher, and the gentleman said that it would probably be $500 to repair it. He suggested replacement but TotalProtect opted to have it repaired. For the long term, had it been my responsibility, that's not the decision that I would make, but if it runs, I'm okay with that. However, after the repair, the dishes don't come clean, so they are coming back tomorrow to take another look at it free of charge. I have absolutely no complaints with TotalProtect.

    Cross Country’s price wasn’t too bad and when my furnace went out, it was the first claim I’ve ever had. It was handled very well and I was happy with that. Submitting the claim was extremely simple. I called in, they took the information, they had a service guy out here the next day and within two or three days, the furnace was in. After the technicians left, I had to call them back because the furnace wasn’t coming on. So, they had to send out their guy. There’s a switch on the back of the furnace that needs to be turned on and they turned the furnace off. It was a gas furnace and I didn't wanna mess with anything. So, that was a little upsetting. They also forgot to turn my hot water tank back on but when the guy came out, he took care of all of that.

    When we first got HMS Home Warranty, we added our second property and the first couple of years that we had them, we had no problems. Things went smoothly, were responded to in a timely fashion and submitting a claim was really easy. In the last 10 to 12 months though, it has been increasingly difficult and challenging. It took us from August of last year until earlier this month to get an issue resolved with a refrigerator that was not functional.

    The technicians were incompetent. One technician would diagnose one problem and then another technician would diagnose another problem. Then, it took them at least a couple of months to say that the part that was still under warranty by Sears. We wound up having to be introduced to this entirely other new organization called Cross Country that I had no idea who they were. So it became this ping-pong between Cross Country and Sears. The Sears technician has to declare the unit irreparable and finally, HMS agreed to pay us out for the fridge. We went without a functioning refrigerator for all of those months, for a family of five. Since then, HMS has sent us a letter saying that they are declining to renew our contract with our other property.

    I don't know if it's because I kept calling and asking for help with resolving the issue and that frustrated them. I don't know if it's that they feel that they have put out too much money and claims for us because instead of just replacing the fridge outright, they sent about 20 technicians to our house. Between them and Sears, it was multiple technicians that came over all those months to diagnose, re-diagnose, order parts, re-order parts, install parts and reinstall parts. So I don't know if they feel that we just became too much of a liability and too expensive. HMS dropped the ball and I feel that they're being retaliatory. I’m disappointed and dissatisfied.

    I have had this warranty for almost a year (it was a condition I required to close on my home, but I didn't get to choose the provider). I called them this morning (3/23/2019) to open a claim for a burst water heater. I am being told they can't get anyone to my home to service/replace the water heater for FOUR DAYS! I am expected to stay here with water still leaking, mold growing, floors continuing to be damaged, and water continuing to creep further into my home while I wait for them to do something!

    I offered to find a plumber myself, and they could just reimburse me, but they said that doesn't meet the agreement of the contract! This company is useless. I will be renewing my warranty with a REAL warranty company. DO NOT purchase a warranty from this company! It isn't worth the paper it's printed on! Pay the extra few dollars and get REAL coverage from a REAL company that understands emergencies, and contracts with service providers that offer 24 hour service, and ENOUGH service providers to carry the workload. They apparently only have two plumbers in the Raleigh NC area. I will be contacting the consumer services reporter with my local ABC affiliate. This is the type of rip off companies they warn consumers about. I submitted 1 star because I couldn't select 0.

    First instance, Microwave replacement. They offered $75 to replace. Not a replacement! Reviewing the terms there are too many exceptions for service. In place language they decide whether to cover or not. If item is replaced by homeowner it is no longer covered. This is not a reliable warranty. This company is solely owned and the owner is raking in millions with no pay out. Essentially a ponzy scam.

    I'm happy with TotalProtect Home Warranty. I have been with them for a long time and it is like a routine now. The process for most of my claims had been fine although it can be hard sometimes. Despite that, their reps did a very professional job. When I had an issue with my refrigerator, they sent different companies and when they sent out a final company, I cancelled it. The technicians who came were not good and two of the companies did not know very well about the product. They did a bad mess with the problem. A company came out four times for the refrigerator and it took us six months or mess to finally resolve the problem. So, I ended up buying a brand new one.

    I’ve had TotalProtect Home Warranty for years since I’ve owned the house. I got some advice from other people that also had it cross country and had good luck with them. TotalProtect has never ever failed me. The only thing that has ever changed as far as their service level, is that the deductible went up. It used to be $75, but now, it is $125. Still, I have never failed to have anyone fix the issue and they have never balked at anything I’ve had -- things as simple as a minor part in a refrigerator or a dishwasher to replacing an entire oven. They have a portal and I can just put in my info for the device or the unit that is bad, and the system will automatically start taking place. It will send me an email that says, “Based on your claim, this particular company has been chosen. Go ahead and contact them directly and schedule your response.” I can also do the same thing on the phone 24/7. Someone will answer and I can give them the basic stuff. Then, they will say, “Okay, in the morning, “ or, “as soon as we can, we’ll send you response information for who we’ve chosen, and who can come out and take care of the particular problem.”

    They came in one time and couldn’t repair the control panel. So, they replaced the entire oven with a new one and the new one was comparable. It wasn’t like they tried to cheap out. They searched for a model number that was cross compatible and they immediately sent it out and had it installed. I’ve never had a bad experience with them, although sometimes, with a home warranty like TotalProtect, you have to get ready for response times. So, if you have an HVAC unit or a heater that goes out in the middle of winter, odds are you might get someone the next day, but you might have to wait a little bit. That is the only problem. They don’t have any way of saying, “Oh, there’s an emergency service and some guy could come out in four hours.” It is not gonna happen, but they will send somebody. The techs come and they get right on it.

    Some of the fees have gone up a little, but I can understand where they are coming from. It is the provider that gets the deductible, not TotalProtect. That is an incentive to the service provider and it keeps them lively and engaged as far as what they are going to get for their first service calls. It would be nice, however, if the company would have a way for an advanced deductible where you could pay a little extra to have an emergency response. If it was 110 degrees out and the AC goes out, then TotalProtect is not gonna be able to send somebody for 24 hours.

    Another time, I had a heater go out late in the evening. I called TotalProtect and they took care of the claim right away as far as getting someone scheduled, but the company couldn’t come out until the next day late, so it was a whole day in the 33-degree weather with no heater. It was not unbearable, but the people are on their standard schedules. They’ve already gotten stuff scheduled for the day, so you are just fit into whenever their next available appointment is. Still, TotalProtect has been a great company.

    We’ve had one claim with HMS that was covered since we started with them on October 31st of last year and that went quite well. There was something wrong with an electrical panel. I got an estimate from someone that wasn’t a covered person. And then when I contacted HMS, they said I had to use one of their people. So, then, I had to contact the contractor and they came out. And that being a covered item, it got taken care of. So, all good on that.

    I tried to file another claim as I had a water line that broke. But since it was due to being frozen, they said it wasn't covered. So, I had to fix it myself. I also had a problem with a roof leak, but I didn’t realize that wasn’t covered. I had a little bit of trouble trying to get through to people through the telephone, too. You have to get through a bunch of prompts to get a customer service representative and it takes some time. Other than that, their customer service has been no problem. So far, everything's been okay with HMS.

    We have used HMS Home Warranty since we bought our home in 2012. We always buy extra coverage and file claims intermittently throughout the year. We are due to renew in May and received letter from them today that they are opting not to renew our agreement. They state no reason and only quote the contract that they can do this under the terms of the contract.

    I learned about TotalProtect Home Warranty through a mailer from my bank, Randolph-Brooks Federal Credit Union. Randolph does their homework before they send out mailers with their name on it because any kind of feedback that a consumer would have would be coming back to them if we were getting bad service or if it wasn’t done correctly. So I went with TotalProtect's warranty.

    I've had a good experience with them thus far. Both concerns that I had got taken care of. I can tell them what issue I have and they get back with me as far as what company is available. One time, my freezer wasn’t cooling. I called in to submit the claim. The representatives helped and were all very nice. The techs came out and took care of the issue. I also had a water heater issue and they came out and took care of that as well. I liked how I can just call, set the claim up, and they would send somebody out to me. They set it up with my date and time. Working out with the schedule is easy and the whole process was good. Both the techs were good.     We used to have a different home warranty protection through a different company and when a part of the furnace went out, we were told that because our furnace is more than 10 years old, they wouldn't cover it. So, we hired someone and ended up having to pay a thousand dollars out of our pocket even though we had a warranty protection plan. Our house is 30 years old and almost everything in the house is gonna be at least 10 years old so, we left the old company and then my husband saw TotalProtect being offered through our mortgage and we switched to TotalProtect. Then, the same part of the furnace went out within three months and we had technicians come out and serviced that part. They replaced the circuit board and we paid for that.

    But that same day, when my husband turned the heat back on, it wasn't working. So, he called within five minutes from the time that guy left our house saying that the part was fixed. He told him that the part was not working. The technician said that it should not be the same circuit board and they will give us three or four days. My husband just went with it because we just had their coverage for three months and it was not long enough to know what were the proper steps. They made us wait over the weekend. When the technician came back out four days later, that was when they found out that it was the circuit board either on the heat pump or the furnace. So, both circuit boards went out within two weeks of each other. It was during a very cold period of time so, we had to turn on our emergency heat on for about two weeks because of getting the part in and getting approved for payment.

    But the only problem we had is that we ended up paying $300 for two service calls within two weeks when the technicians should have checked those other circuit boards out to make sure that there wasn't any problem with them before telling us that they were completely done. And if they would have checked it out and made sure that all the parts were working like they were supposed to, then we wouldn't have been out a $150. My husband was told that because it was a separate circuit board, we would have to pay that.

    So far, the furnace is working now. The guy told my husband that because it is an older furnace, that if it goes out, the whole system would probably have to be replaced because they're no longer making that type of furnace. But I told my husband that if that will be the case, we'll only have to pay a bit of money and it will be better than paying 5,000, 6,000, $10,000 for a whole new furnace and heat pump. Given my experience, I would recommend TotalProtect. Everything has been good so far.

    I called HMS about a year ago due to water in my basement. They sent some plumbers out who I have since found out didn't fix anything. They replaced my water heater and DID not connect the exhaust so for 6 months I had CO leaking in my house. When I called the warranty to get the same problem fixed yet again (the plumbing and the water heater that the new plumbers gladly fixed because of the dangers) they tried to send the same plumbers who could have caused my daughter and I sickness, and or death, back to my house. I feel that HMS is just as responsible and when I refused to have these people back to my house, they made me pay for my own fixes out of pocket. I feel that I should have been refunded the money that I had to pay for the fixes ($500) because this easily could have or should be a lawsuit. HMS very apologetic and they still use these plumbers.

However, I called in and filed a claim one time for my garage door opener as it was time to have it replaced, and the first rep that I spoke to didn't realize that the issue was from a previous claim. She placed a new order in which I had to pay the deductible. I called again and the rep who picked up confirmed that it was an old claim and opened it. A local contractor for appliances then came to my house quickly. They were good, professional and they fixed my problems.

    We've had TotalProtect's coverage for 20 years now, and they've always been decent. I know they only cover certain things, but they have helped us out quite a few times, so I'm okay with that. It has been fairly easy to submit a claim with TotalProtect. Originally we had to call, and then, later on, we started being able to do it online.

    When something comes up it was easy to solve it. Sometimes TotalProtect would give us a contractor that couldn't operate in our area because they weren't licensed in our area. But that has been resolved recently. Since then they went good about finding someone who actually is in our area and can do the work or they have a contract with. Most of the contractors that I've come into contact with were good. They came in, did the job and that was it. In most cases, the quality of the work was done well.     We have had HMS Home Warranty for six years since we moved into the house and we stuck with them because we have an older home that we knew we should keep the warranty with, in case things went wrong with it.     I was online looking at different warranty companies and I liked the benefits that TotalProtect offered and the value that you get. The claims process was simple and easy and the reps did a good job. When I initially filed the claim, I asked them who the provider was gonna be because I like to look it up as far as the reviews and stuff like that because sometimes they may choose someone to come out that may not have the best rating. People always have the worst experiences but I haven't had to deal with that because I've been proactive on being selective on who I would want them to send out.

    The technicians were upfront and knew what they were doing. They were open with communication and they always called. Although I understand that they have to order parts from the manufacturer and it takes 10 days, I wished it wasn’t so long with the timeframe.     You may want to consider putting the same monthly fee in a savings account or find a local home repair company that offers the same service. I've paid the membership fee for over 2 years. Had a leak in my bedroom shower stall on a Saturday that was leaking through the upstairs floor so I had to turn the main water valve off. Called Total Protect, they assigned a plumber who was not available over the weekend. I was able to put a temporary shut off valve so I could turn the main water valve back on. I finally got a different plumber to come out late Monday evening who accessed to problem, who COLLECTED MY $100 DEDUCTIBLE (GI-TECHS) and I never heard from them again. Total Protect was unable to reach them. Now I am out $100 and one day loss of work. A third plumber was assigned and he is only available from 7am - 3pm. Meaning I would have to take another day off from work More Loss $$$. Customer Service seemed to be ok with this type service and did absolutely nothing to help me. Other than tell me to WAIT a little longer. I have requested a refund of the $100 Deductible since Total Protect did not honor their part of the warranty by allowing GI-Tech to collect my money and not provide the service. As of 3/20/19 I am 11 days and my shower is still broken. I am going to Lowes, buy the parts and hire a local plumber to complete the repairs. I have made my last payment to Total Protect.

    I've been with TotalProtect for years. They were the cheapest home warranty and it used to be good when I first got it, no complications. They managed somebody to do the job and they sent them right out and everything went well. All I had to do was tell them what the problem was and they talked to the service people. The service people would come out, I pay them a co-pay, and the job gets done.

    But this last time, we had an air conditioning unit that they put in and that they were servicing and the compressor went bad on it. TotalProtect was the one that bought the compressor and sent it here and they thought that five years was up on that. It took them three weeks for me to get help and I got too many agents on the phone. Then I call back on the service and they connect me to certain people. They say I had to get to customer service people, but when I did, they hang up the phone and I had to go through that process again.

    We went through everything with the products that they had purchased and the people that service the place. I went from asking them information to emailing them the information. I had to write a check for the whole amount, then they took their time. I had to go through everything to get it reimbursed. They keep advertising that it’d be quick and they would do the service right, but it’s bad service right now. Overall, I'm very dissatisfied with TotalProtect.

    HMS' customer service reps are very attentive and quick to respond. You call them through the 800 number for claims, they log it and then they give you the contractor’s name. It's pretty simple. We got the warranty with the house when we bought it and since we moved at the end of June, we've had a few things that needed to get fixed. It's an older house and we've had issues with the water heater and the dishwasher. The HMS contractor fixed those and everything seemed to be fine. On my most recent claim for the doorbell chime, they sent a local guy so he was available within a short amount of time. Plus he knew what he was doing. The doorbell chime was old and it might have been an original one, so a new one was put in and it works well. The only thing is, HMS doesn’t cover gas fire places. Other than that though, everything has been great.

    I had a refrigerator that went bad in December and I had to get it replaced. HMS Home Warranty sent out a person to check it and he came back and said it was dying because it was so old. The condenser had a leak in it. I contacted HMS back and they gave me a choice of going with the exact refrigerator that they had that they would replace it or I could purchase my own refrigerator and they would reimburse me for the cost of the refrigerator that they were suggesting. I decided to pick my own refrigerator. The whole replacement process was very quick. They got back to me in just a couple of days. It took one day to get the options back and I told them what I wanted to do and I ordered the refrigerator. In the meantime, I got the check within a week.

    HMS has done a good job. When it is something that is covered, they've been quick to get someone out and everyone they've sent out has been very good with what they've done. I haven't had anyone who didn't know what they were doing, so I've been pleased with it. I recommend them to a couple of other people who already have their homes but might wanna look at a home warranty anyway for future repairs because they are on the older side and they don't know contractors or anything anymore.

    It took 4 months to finally fix my washing machine. It broke down Oct 25; we got a quick initial response, but it took 6 visits, 2 vendors, and 4 months until it was finally fixed. I petitioned the company many times for a new machine, or other remedy, to no avail. I even emailed the VP of Operations, and was ignored. They will say they called me to "check" on the status, but that was not what I wanted. I asked what I was supposed to do for 4 months without a working washing machine, and they just kept referring me to the vendor repairing the machine. They kept finding things wrong with it, supplies were delayed several weeks, and no action taken by TotalProtect. They do not have a policy of giving you a new appliance after a certain number of visits; nor does complaining help. Their one and only policy is as long as the service vendor says it can be fixed, you must wait until it is fixed. Even if it takes 4 months or more.

    We purchased our home a year ago. We were on the fence about buying the home because the heating system looked old. The home inspector assured us it was fine and disclosed in report it was in good working order. The seller agent offered us a home warranty through Long and Foster. I have come to learn that Cross Country Home Services is the parent company and Kevin C. Clark is the CEO. Apparently he is a slimeball. Our heating system took a crap on us. We spent at least $3000 on heating oil this season. The furnace is no longer operating efficiently or properly. We had proper maintenance done on the system. We've had no unauthorized repairs done. Home inspection came back that it was in good working order.

    So now, claim is denied. After the first 3 boxes were checked off for their denial reasons, now they are saying the unit was improperly installed. According to their technician, there were wire splices and it was not installed properly. He also misdiagnosed the issue. The full system must be replaced according to 3 second opinions. Their technician said it was a bad circulator. That doesn't explain the amount of oil it burns through.

    My question and my challenge here is how are we to agree to home warranty terms when the terms are not presented until after the home is purchased? The home warranty put us at ease to buy the home. But too bad for us that a lazy technician thinks a job would be too hard and lies to avoid doing the work. Too bad for us that a home warranty service sits back and collects money only to laugh in your face because something went wrong and they refuse to fix it.

    I will be seeing this company, their technicians, the realtor, the previous homeowner, and anyone else that can be named as a defendant in court. This company is scamming people, taking money and failing to provide service, refusing even, and justifying it with lies. I tell them I had maintenance done, then they retort with there was no maintenance done. I got them to backpedal so far that they created a new issue as their reasons for denial. We didn't even know the claim was denied until weeks later when we decided to call and check on it. They said an email was sent, which we never found. They were hoping we would forget. Well, we haven't. We will be getting our furnace replaced and this company will be paying for it.

    Submitting claims with TotalProtect Home Warranty has been very easy. I choose not to speak to the people on the phone because it takes too long to actually submit a claim at times. I just submit a claim online. It's a lot easier. We've always had to contact the service providers though. We've never been contacted by them. I typically use one company that has always been great specifically for my plumbing needs. Manny has been awesome and he's the only one I would use. However, the system doesn't automatically put me with Manny. It can put me with Joe's or John's plumbing service. There should be an option that gives you three contractors to choose from and you choose one of the three to come. I have also used TotalProtect to fix my washing machine and the gentleman they sent was great.

    The experience that I've had with my air-conditioning was absolutely a total disaster though and I felt ripped off. I have a central air unit and the inside of my house was 85 degrees. I put the claim through and one company comes. The tech came and said a mouse got stuck in there and asked when was the last time I cleaned my unit. There are two products that I can get from TotalProtect. I can get one that just covers if anything breaks or one that includes maintenance. I pay for the one that if anything breaks, but I service my AC system with my heating because that's the one thing that's always very expensive.

    The tech said that some mouse ate whatever, which was a total lie. He also said that on top of my deductive fee, I have to pay another $700. I looked at him and he knew that I looked at him funny. I feel that if something is additional, contractors can’t just bring it on the homeowner, they're supposed to call TotalProtect and explain it, but that never happened. I called up TotalProtect and I stated my concern about him, but they couldn't care less.

    Just like car insurance I purchased this home Warranty just in case. But unlike car insurance when a problem arose my claim was not handled. I have had a leaky shower for over a year. Cross Country keep assigning service providers that don’t even want to come out to look at my problem.     TotalProtect is great and I’ve had it for 15 years now. Usually, when I call to submit a claim, the situation is bad and they fix it right away. But this time, when something went wrong with the water heater, the technician that was sent out just took one little part and kept fixing it. That guy was great and I liked him. He knew his stuff and he was on time. But the water heater was almost 20 years old and all rusted. It was going out and it needed to be replaced.

    When the water heater wasn’t working properly, a couple of times, it was kind of scary. The good thing was that I put a water pan out there. What happens is when the water heater goes out, the water drains outside into the yard. It doesn't come inside. So, most of the people where I live, we all had this guy come in and put that water pan there. There was a whole bunch of people that didn't get it and their whole house got flooded. But I was lucky. My house would have been flooded twice if I hadn't had that pan.

    Meanwhile, the tech was only following TotalProtect’s rule. He couldn't do any more than just fix the broken part and that was the problem. He could only replace that one part and he couldn’t just give me a new water heater. So he came back the next day and fixed another part and then came again the next day to fix another one. It took about a week, maybe less, for everything to be replaced. He came back every day and kept fixing that part until the whole thing blew up within the same week because he didn't replace it the first time. But the guy was really good, and finally, he gave me the water heater. I’m happy that it is fixed and everything is fine with me. Overall, I’m kinda satisfied with TotalProtect.

    I have researched several warranties and have used different ones for my rental properties. With one of those I've used, I could never talk to a live body. Every time I would make a call, I would be put on hold and then transferred. It was too frustrating and time-consuming. So, I dropped all my plans with them. On the other hand, even though it takes HMS a long time to get the right person out, I've always been able to get a live body to talk to. I had a problem with the HVAC unit in my condo and they didn’t take long. That was half of the battle so that was a game changer for me. They need to have people available, and if need be, to be able to talk to their supervisor. That a big positive. Also, not being put on hold and being cut off. If they keep doing that, I would stay.

    These things take a long time to resolve but I understand the process. This last time, I was very satisfied with my experience with HMS. The tech that they sent on my most recent claim was very upfront and returned my calls. Even the one I had the last time who did a smaller repair on the unit was also a help. Once we figured out what the problem was, he was accessible and took care of it.

    HMS Home Warranty came with the house that we bought in 2013 and we have extended annually. We've been battling with the furnace as one of the things that we've dealt with since we moved in. HMS took about two or three years of multiple service calls before we were finally able to get the furnace to where it consistently work. We've also had a handful of other things break, and we've had yearly, where we've used what would be a worthwhile amount for the warranty. Submitting claims to them has been very easy. We usually do it online, but if we had to talk, everybody's been helpful. But the last time I called, the person that I spoke to said that they had to do something to see what they would cover or what they wouldn't. She was not that confident in what she said but based on what I've undertook from it, it was correct. We've also had very good luck with our technicians.

If I call on a Monday, they’ll usually have a person here on Tuesday or Wednesday in that week to check it out. I’ve only had three instances already to check it out and each time was perfect.     We've been with Cross Country Home Services for nine years now and I'm satisfied with them. We keep them for the times when the bigger things, such as the air conditioner and heater, go out. When I submit claims, I do it over the phone, especially nights and weekends, to make sure that they realize that I really need something checked. However, if it's something small and I could live without it for a few days, I do it online.

    Once, I've had a claim for my refrigerator. They kept sending people out until they said that they would have to replace the unit. That whole claim took over three months to be completed. At that same time, I needed a panel on my dishwasher fixed and it took a month. I also had a claim for my air conditioner to be checked out and someone came out within a few days. That wasn't so great as it was 110 outside then and I have an asthmatic child, but people were busy. But in the most recent times, when I called to have something checked on the water heater because it wasn't staying lit, someone came out the very next day.

    Some of the contractors that Cross Country has sent us last year were extremely rude. One was from SL Services. He did what needed to be done to get my air conditioner up and running and since it was really hot, I was very appreciative of that. However, I was not impressed with him. All he did was constantly talk about how bad getting repaid by Cross Country was and that if I really wanted them to come out in a timely manner, I should call and tell Cross Country I had cash available instead of wiring insurances and save my money I pay on the insurance to pay them cash. They also told me that they would drop any insurance plan jobs to rush to the cash jobs.

    But the most recent contractor that has come out to our house was very attentive, nice, and his business isn't far from my house. The other person he comes to work with was also very pleasant, easy to work with, explained things, made things make sense, and didn’t talk down to us. I had them come back to do annual maintenance on my air conditioner and I would keep in touch with them so that they could come out periodically and take care of whatever seasonal maintenance that is needed to be done.

    In two years of having HMS, we’ve only had one claim and we had a great experience. Our furnace went out in the middle of the winter when it was really cold. There was a hole in the heat exchange, so carbon monoxide was potentially getting into the house. I called my claim in and they initiated it. However, the first company that they linked me to was horrible. I pulled up the company because they wouldn’t return my phone calls. All of the reviews on that company were very poor, and they were notorious for not calling back or showing up. I called HMS and they gave me a new technician who was very professional and timely. The whole thing took a week and a half to complete because they had to order the furnace. We had to buy a space heater so that our pipes wouldn’t freeze, and we were extremely cold. Nevertheless, our furnace got replaced and it was great.

    HMS has a contract with one single service provider in my area. They have very limited hours and are not open on the weekends. This makes it nearly impossible to get an emergency repair done in short order. If you call for support, you will be connected to a call center that will be unable to set you up for an emergency repair. My personal issue: Furnace went down in subzero temperatures. I noted the error code and diagnosed the problem as an issue with a limit switch. This is a 10 minute repair with a $40 part. I called the service rep to request a repair. They gave me a phone number to a contractor that was not open, and thus was unable to be contacted.

    I called back and asked they call one of the dozens of local HVAC contractors that were open. I explained the dangers to my family and my home of having no heat in subzero temperatures. I explained the very real possibility of pipes bursting. They said if that happened it would not be covered. I was also told they would not pay for a different repairman to come. I kept calling and explained the significance of the issue to four separate reps. One offered to do a "radius" search to possibly get someone else to come out to my house. I waited a few hours and heard nothing.

    I could not afford repairing water damage from burst pipes and it was becoming unsafe for my family to remain in an unheated home. I was forced to take matters into my own hands and contact one of the open HVAC contractors to perform the routine repair. I had a repairman at my house in 30 minutes and he was able to diagnose and repair the furnace in under 15 minutes. This repair was not covered under my warranty due to it being repaired by an unaffiliated contractor. Thankfully, the repair was not much more than my $100 deductible.

    HMS will do everything they can to save a dollar and they do not care if their inaction puts your family or your home at peril. This predatory business practice of only contracting with one contractor with very limited hours forces policyholders to take matters into their own hands in regards to emergency repairs. I believe this is intentionally done to limit the qualified claim payouts. This HMS policy was included for one year with the purchase of my home. I would not consider spending another dime on anything associated with HMS. I would urge any of you to reconsider doing business with this company.

    I have Cross Country Home Services for seven years and had five experiences with them. They’ve been generally good. The repair people who came out here have all been very polite and professional. I had an issue with the garbage disposal where they replaced the unit with a smaller unit. I called them the next day and said it was not working. Then someone came right out and replaced it with the same unit that was originally broken. So it took some negotiations. It’s not always easy. The one real bad experience I had was when our hot water heater went out and they told me I had to wait six weeks to get it replaced. So I got the hot water out of my own pocket, and then they paid me out 1/3 of the value of the hot water heater. But in the summertime, when the air conditioning went out, they came out at 2:00 o'clock in the morning to fix it.

    The first claim that I submitted with HMS Home Warranty was about the central unit and they had someone out within a timely manner, but the second time that I had a claim, they told us that they didn't have anybody available that time. From my understanding, they were supposed to have a network big enough to whenever I have a problem they were able to handle it. They said that I could get someone on my own, but they would see about reimbursing me. I said that it was not what I was explained that they all did. If I had an issue, then they send a technician and we go from there. They finally sent one out and he got me going. But the last time I called and they put me off about two days or so with the technician between them scheduling it, then the technician calling me and then scheduling.

    When the technician came out, he asked me about possibly a replacement. He said, "With the amount of time that it's gonna take and the price of the part, it's potential that it may be a replacement, are you okay with that?" I said that it was fine, so it ended up being a two-week ordeal between the start and actually getting me a unit here. The company replaced my unit but the technician said, "Look, this is probably what your problem was all along. It's just a fact that the technicians didn’t check it." I've had to pay the deductible every time they came out, but not once have they said anything about giving me a hotel room for the night.

    I've been out of a $100 every time somebody has come out, not to mention the fact that I've been two weeks without heat. I have a fireplace, but I was solely using my fireplace for two weeks, so I had to be out of the time and labor and the amount of fuel just for using my wood splitter. It is an additional heat source, not my primary. I wasn’t really happy about it. But they stood by the end result. They replaced my unit and I'm happy, although the experience could've been a lot smoother and a lot quicker. I just didn’t understand why the technician had to wait for the company to send them a unit.

    They had it there for two days and I had to call them. The lady said, "Well, it came in and the guys didn’t tell me that we have received it." I was sitting for two days waiting on them, then the company called me and asked, "How are you liking the unit?" I said that it was not even installed yet and that they still didn’t even have it. The company, nonetheless, stood by their warranty and I appreciated that. Overall, I'm happy.

    HMS was our home warranty when we first purchased the home. We've had coverage for two years now. We stayed with them as we didn't have problems after the first year had expired. But now, we've been trying to get our furnace fixed. We live in Chicago and we had the Arctic cold. I called to submit my claim and they sent somebody out. And it's the same people that keep coming out.

    My thing is if that person didn't rectify the first problem after the third time, why do they keep sending me the same people when the issue is still not fixed. In fact, the company has been out here many times. The fourth time, they said it was a part. They took time for the part and now, the furnace still is not fixed. What happened was when I tried to put the thermostat on 90, my thermostat would never go to 90. It wasn't heating the house. The tech said that it's because it's cold. My question is that why isn't the thermostat reading 90? My thermostat wouldn’t go past 62 and that was what I've been telling them. This issue has been going on for two months now and this is upsetting.

    I have been a customer for over 13 years and the provider use to do a satisfactory job back in the day. The last 4-5 years the service quality went downhill as though as they don't care about customer service because there are no ramifications if they do a terrible job and have the customer wait for a replacement part. Currently, my water heater went down in Nov, 2018 and I have been out of hot water for 4.5 months and going. It is currently the winter months which makes it even more difficult. To this day, they ordered the wrong size water heater even after taking down serial numbers, model numbers, etc. twice. They refuse to do a conference call with the service provider and I to schedule an appointment as the provider does return phone calls to install my water heater. Once the service provider did return a "text" I waited all day and he did not show up (happened once before). After calling in everyday and insisting they try resolve this they just drag it along and makes me seriously wonder if they are running a ponzi scheme. Good customer service would have had this resolved in 2 weeks.

    We've been with Cross Country for seven years now. Four times a year, we put in a request for inspection. We do the AC, electric, appliances, water heater, and plumbing.     I’ve had TotalProtect Home Warranty for around five years now and the only bad experience I had was when I had to wait for about three months for them to get parts for my air conditioning unit about two years ago and it was during the hot part of the summer. Also, the guy that they sent wasn’t professional. I had just a little timing delay but he was charging me fees that I didn’t think I should have had to pay outside of. Then he explained that it was about the Freon that he charged.     My husband purchased the HMS home warranty in advance for the first year and it worked out so we decided to keep it. But lately, putting in a claim has not been as easy as it has been in the past. This year, it's a little harder to put in a claim especially with dual claims. For instance, I had an issue with the washer and dryer. In the past, I would call in for it and I would be able to get in. Now, the rep told me that I gotta do two claims. They tried to charge me two fees of the deductible for that.

    Then, I put in a claim for the garbage disposal which was leaking. The water drained down in my cabinet and everything was soaked. It messed up my cabinets. The reps told me not to use that part of the sink, which I didn't. I wasn't able to expedite it and I ended up looking into it. Probably, it wasn't an emergency for them but that was a big deal to me. I have kids and I try to get them to use only one side of the sink to keep it from overflowing.

    The service also doesn't seem as fast as it used to be as far as getting appointments. When I call, the reps don't seem as knowledgeable as in the past. Also, the companies recently don't seem to respond as fast. I reached out to HMS to confirm an appointment and the reps would confirm that I'm scheduled. But when I call the company, they have no record of that and I end up having to wait another three or five days to get an appointment. They don't answer the phone a lot of times too. It's been a little different and I am considering switching next year. But other than this past year, my experience with HMS has been great.

    I have been with them for 1.5 years and have had nothing but issues! The first issue I had was when our sink backed up on Thanksgiving. When a tech came out he just plunged the sink and said it was fixed. When it happened again the tech came out and they followed it to the basement and removed a wall And found a leak. The next time it happened (luckily the wall wasn’t fixed yet) they found a clog and removed it. That seemed to solve the problem. When we got the wall fixed we had to pay for it ourselves and submit for reimbursement. I called and they said they did not get it so I sent it. I called back and was told it was not detailed enough. The contractor send a more detailed bill and we were again told it was not detailed enough. The contractor even called them twice. I still have not gotten a checking. I paid $100 each time a tech came out even though it was the same issue.

    Second issue was the washer. It broke and they sent someone out to look at it. They said the basket was leaking and ordered a new one. This took a couple weeks. When it arrived a different tech came out and stated there were other issues as well and it needed replaces. HMS gave us one option for replacement or we could get a check (for less than the replacement option) and get what we wanted. We chose Roger what we wanted. I called a few weeks later to see about the check and was told it was accepted and sent. No check so I called 3 weeks later and was told they would stop payment and send a new one. No check, I called 2 weeks later and was told the check was processed wrong and they would fix it and expedite it. No check. I called two weeks later and they said it was sent on 7-11 and they would stop payment and resend.

    I finally got the check after months of waiting. Third issue was when my renewal came up I made a payment. About two months later I called to report a claim and was told my account was closed for no payment and I needed to pay the whole year to restart it. I never got a phone call, email or letter. I paid the year and they gave me a discount. I called about 6 months later to report sink issues again and was told my account was closed due to non-payment. The amount of the discount was the amount due. They have no record of a discount. I am still dealing with this issue. Again no calls, emails or letters.     My microwave handle came off, the pad that operates the microwave you have push it twice to work, was told that could cause the microwave to short out and stop working and the vent above the microwave has came off. These are plastic parts, when it was called in, I was told by the department that approves for it to be fix, that those parts don’t keep the microwave from working. I made my payment for coming out, called back to the warranty company was told that a Supervisor will be getting back with me.     My experience was good overall whenever I had to submit a claim for service with HMS Home Warranty except for the very first time. The girl couldn’t answer my question and she had to keep saying, “Hold on.” I was getting really weary about it and she couldn’t find me somebody that worked on a weekend to take care of my situation. But when I called back a little later, whoever it was that answered the phone took care of me right away, and ever since then, it has been all good.

    The technicians that have come to our home have been awesome and the one company that I would recommend to anybody at any time would be ARM. They unclogged my sink, fixed my shower head and fixed my toilet which came away from the foundation. They were a pair and they talked to me like a human being. We were able to talk about what was going on and were also able to joke around a little without interfering with the work and I felt comfortable with them being in my home.     I purchased a home that was previously owned by someone else so I wanted to make sure that I would be able to get something fixed if anything arose that I wasn’t aware of. I got a home warranty and went with TotalProtect because of the price and the coverage. They're pretty prompt when I submit a claim and they’re pretty knowledgeable of what they’re dealing with, what I have for my type of coverage, and what it's gonna take as far as my deductible. They give the correct information even if it’s not what I wanna hear. They get right on it and they give me the company’s information to call with the claim number. Then, the company gets back with me and the techs have been great. One incident occurred where my heating unit went out and it was in the dead of winter. He came out the very next day. Within two to three days, they had me a new unit out and had it setup.

    TotalProtect has great customer service. I love the time frame that I put in a claim and it’s taken care of and there’s no paperwork. They do everything for me. I just got to call in whenever something goes wrong. Also, when it’s time for them to pay the claim, I’ve never had an issue. They go above and beyond so I really won’t deal with anybody else.

The process is very easy to get started and I've gotten very good assistance from the representatives. However, recently, the plumber has been a little iffy.     We had a broken AC and last year we had some plumbing issues. We also had the microwave replaced two months ago all through HMS. We arranged something and the contractor came. The only thing was that they couldn't give me an exact time when they could come and replace my microwave. The day before, they contacted me to tell the time they were coming. I told them I didn't know if I was gonna be able because I had a meeting. They told me they could reschedule it and I said they could come in the next available appointment, which was two weeks later.

    Eventually, my microwave was replaced but it was different from my last one because of the model. Other than that, when the AC was broken, there was a miscommunication with everybody because of the parts and what was needed to be done. We had to stay at the hotel for a little bit more than a week since it was super hot. It was a mess and the communication wasn’t good. But overall the claims process with HMS was good.

    Ceiling fan broke and needed to be replaced. Warranty rep called, told me they could send $150 FOR THE FAN. I would have to pay for the rod and extra time for the contractor to rent a tall enough ladder. Okay. DIDN'T EXPLAIN I HAD TO ALSO PAY FOR REGULAR LABOR TIME if I took the payout. When the contractor called me and explained this, I immediately called back - 22 minutes after I hung up the first time. I was told it was too late, they couldn't do anything for me. Asked for a Supervisor, was called 2 days later. Told same thing, on voice mail. Called back - twice - to get to a manager that I could actually speak to. Finally did, and I explained the entire situation, especially about how the rep didn't fully explain my options - I asked her to please listen to the call so she could hear it for herself - and the fact that I called back 22 minutes later, long before the claim had been processed, but it took 2 days for anyone to call me back. I also explained that the first time the technician came out, I paid my $125 fee, and he was here for all of 20 minutes. Why would I ever agree to pay additional labor charges when I didn't even get $120 worth of work? That would be stupid and I am not stupid. She seemed to understand and I had a little more confidence when she said she would speak to her manager and call me the next day, and that if she had to leave a voice mail she would leave her extension so I could call back and speak to her. Never called me back, but I got another voice mail from someone different, saying it was too late, with no extension. 22 MINUTES LATER IS TOO LATE???? Especially since the first representative did not explain the entire process to me so that I could understand. I spent a total of 81 minutes on the phone with various people trying to explain, and I swear all they cared about was their process, 2 days after the fact, since that is when a Supervisor finally called me back. I will be looking for another warranty company....

    I’ve got an ongoing claim with TotalProtect Home Warranty for a dishwasher with a motor that went out. It would run but it wasn’t cleaning anything. The reps on the phone were very helpful and they sent out reputable contractors who told me that it would be seven work days. It’s 10 days now, of which, four were weekend days, so I should be hearing something from them. Granted I'm always gonna find a technician that just doesn’t cut it. For example, the people that they sent for HVAC have been great and I only dealt with one that I didn’t particularly care for.     My air conditioner is a 25-year old system that has to be fixed around three times a year. I had a homeowners-type insurance and the people that come out to service my air conditioner told me that the insurance I had was really bad and that HMS was incredible. I called HMS and they’ve been amazing so far. As far as submitting claims, I do everything online and navigating through their website is easy.

    I just wish that they make sure that the person they send out knows what they are doing or request somebody else. Last time, HMS sent somebody to fix my dryer but he didn't know what he was doing. I have the Samsung Flex and he said he didn’t know how to fix it. He said that that he would read the manual, then he would come back out because he was gonna have to take my dryer apart. I said, “If you don’t know how to fix my dryer, what are you doing out here?” If they have to take my whole dryer apart just to test it, that is an issue for me. They should be able to test it without taking my whole dryer apart.

    Nonetheless, my experience with HMS has been very easy and simple. When my washer quit working and I didn’t know what I was doing, they sent somebody else from Sears and he was incredible. I ended up not having to pay a co-pay because I didn’t know what I was doing. It was more like a teaching informational and my washer was up and running in 10 minutes. Having a warranty for our property is 100% valuable. It is not a want, it is a need. I've had HMS for a year now and I'm getting ready to renew.

    I called Monday early morning to say I had a leak behind the toilet in my small bath off my bedroom. A plumber came and called in my claim. Because he mentioned the word rust my claim was denied. It would have been about $550. The plumber said it was reasonable to have a little rust since this was a water leak. No one comes out to check on these supposed protected appliances. I was simply told they would not honor the claim. The plumber will repair it out of my pocket. This is not right. When I was sold the plan - I'm 71 - I was told this would give me peace of mind. I have been so angry since Monday morning. The people I talk to on the phone are very difficult to understand so I have to ask them yes or no questions. I was told they would get back to me in 48 hours. And yet the leak is there and the plumber just lives up the street from me.

    I've been covered with TotalProtect for 10 to 12 years now. They get the job done and they do it right. When I submit a claim, I call them and they get a provider for me. Then, the provider comes and fixes the problem. But a few years ago, we were expecting to have somebody fix the washer and the guy came out in a few days. But other than that, the technician fixed the problem. Their technicians have been very good and they do their job. Also, they can come back if we're not satisfied. We pay the one-time deductible, and if they can't fix the item, they will replace it, which is very helpful and a very good thing. So far, they've replaced our water heater, washer and dryer. I've been satisfied with their service all the way around.

    I went online when I submitted a claim with HMS and navigating through their website was not too bad. I was able to find the right thing that was damaged and it gave me options which I was able to down select one of the contractors and get an appropriate time for the appointment. I was given a five-hour window for the contractor to contact me.

    The work done was satisfactory. The only disappointing thing was the light was out for the heated dry of our dishwasher and they were saying that was not within the scope of the warranty. The contractor told me that it did not cover the control board and operability for display lights. I think there was also some other kind of issue because it also did not effectively dry the dishwasher. On the other hand, the service on the washing machine was good. They ordered the parts, came back and fixed it.

    HMS was purchased when I bought my home and I am still within my first year with them. I've called them a couple of times and they've been really responsive. The only thing is we've had three calls and on all of them, I had to find somebody else. I had a water line that went out and we made the claim over the phone. However, whenever we were provided with contractors, some of them were about six hours away and they were not in our area. We called them back twice because they couldn't make it out for a couple of days. But the contractors that came in fixed the water pump, and it was good to go.

    This was my first home purchase. I moved in here in ’07. I was told the air conditioning was four years old. The furnace had also been replaced since the development was built. I didn't know how old the appliances were, but I had replaced the refrigerator. Given the length of time, I decided to get TotalProtect Home Warranty because if something really big would happen, I don't have enough money to do big ticket items.

    TotalProtect's claim process has been good and everybody has been very courteous and polite. The technicians they've sent out have been very professional, too. They would communicate with me when they're gonna be here. They would even tell me why the delays are happening, what is really transpiring and why it isn't working as fast as I thought it would.

    My claims for the garbage disposal and air conditioning went fairly smoothly. When I had an issue with the air conditioning, I was even offered accommodations and that was really nice. But since the weather was nice, I didn’t take advantage of that and I was able to stay here until things got done. That really made me comfortable with TotalProtect. A couple of things surprised me, though. With my plumbing issue, someone did something that wasn’t right and I had to pay out of pocket.

    TotalProtect also won't work for somebody who has a lot of funds available. For instance, with the furnace, you could basically pay for it out of pocket yourself. Once I found out how much the furnace really was, I really couldn’t have afforded it. Because to get right down to it, the furnace only cost about $300. And if you don't have the money to pay for the rest of it, you won't get it. But as far as other things, they are free. Over the years, I have paid them about $5,000. You think you can put that into the bank, but if you can't control your money in the bank, then you have to put it into a service like TotalProtect.

    After having paid for 9 years to HMS Warranty, and I only used a few times, I had an emergency need to get my furnace working. Was set up with a service provider but told that the home warranty only covers calls Mon-Fri. (It was a Saturday!) The service provider (on Monday) they were excellent but had to get authorization for a part. (They had the part in stock and could have come back.) I called HMS 4 times in 24 hours. (Requested a supervisor call twice and still waiting.) Each time told that there was nothing that could be done and that their approval dept was "working" on it. It's days day 3 now and still without heat, with a child and it's 26 degrees! Don't expect customer service from this company, nobody seems to care and there is no escalation or complaints dept.

    Filing a claim with HMS Home Warranty for our refrigerator that stopped working was fairly easy. I didn’t really know what to do about it but their rep helped me do it step-by-step.     Whenever I present a problem to HMS, I get a callback within an hour or less from the actual repair person and usually set the appointment up the same day or the next.
