    Our pool is approximately 7 years old and was installed by Anthony Sylvan. I noticed a problem with the pump and called. While on the phone, he diagnosed my problem, sent me a link to Amazon for the correct seal to order. I was told if we couldn’t figure how to replace the seal, they would be happy to come and fix it for us. My husband fixed it!

    Worked with Geoffrey V. in the Charlotte metro area for a gas heater installation. He knows his stuff, did a super clean installation, and was in/out in one day. Storm knocked down a tree and crushed the old heater… pipes/valves were cracked and old heater was toast. Geoffrey (and his crew) got the old one out and replaced all the components so it looked like it used to. No messy glueups, no odd routing, clean job site afterwards… all up and running again!

    After a good experience in building our pool with Anthony & Sylvan, we decided to sign up for their weekly maintenance. It’s been about 10 months of pool service now and we’re happy to have made the right choice. We’ve had a pool in the past and managed the chemicals ourselves. Having A&S managing the chemicals and cleanings has gone a long way in our pool enjoyment. The maintenance team is accessible and responsive. We highly recommend them.

    We used Anthony & Sylvan pools for the installation of our pool. It was started in November completed in March. We would recommend them. Our PM Ray ** was the best. He is committed to giving his customers the best service. I had design what I wanted my pool to look like. Together Ray and I made it exactly what I wanted. We made some changes prior to digging as we drew the pool out on my lawn. He was very helpful. He's positive attitude and suggestions always made me feel comfortable. If I texted or call he answered my calls and answered questions. If I needed help he would come to my home to help and assisted me. Ray ** is a asset to Anthony and Sylvan. I would recommend A & S and Ray ** as your PM.

    There are some situations that sometimes make us feel a deep disappointment and make us wonder what happened to honesty. My latest dealing with Anthony Sylvan Pools is one of them, and so is Anchor Industries by extension. A number of years ago, I had them renovate my in-ground pool (new plaster, new tiles, new equipment, cover, etc.) and they messed it up. Their foreman/salesman never did not show up after the deal was signed and money paid.

    The workers messed a number of things up and one of the mess-ups was the Polaris pool vacuum cleaner wall hookup. They plastered over the pipe and then refused to acknowledge anything supposed to be there. When I was not supposed to have to say anything because it was in the details of the signed deal, I ended up having to pursue it over and over and show before work, during work, and after work pictures that showed where the pipe was and how it was covered until I get them to agree to fix it. Instead of fixing it, they ended up messing it up more because they broke the plater to locate the mouth of the pipe and patched it so poorly that it has been causing me problems ever since.

    I should have learned my lesson and steered as far away from them as I could but I did not, thinking that the mistake was the workers and applied the concept of second chances and recently asked Anthony Sylvan Pools to make a new pool cover for me. They charged three times what they charged the first time. They gave the reason to be partly inflation but, most of all, the quality of their work. A few weeks later, six springs snapped and the cover went down into the pool. I fixed the springs myself (a lot of back breaking work) and let them know that the quality of the springs was bad and nowhere near as good as the ones that were used in the previous cover. I made it clear that the new ones were flimsy and I asked that they be replaced with better quality springs or the same was bound to happen again. Nothing happened.

    Sure enough, not only the springs snapped again but the seams of the cover started to stretch and looked like they were about to come apart (and the cover is practically new). I repeated my ask. They sent a subcontractor to look at it and he offered to replace some of the springs (that I had already put back together and made stronger) with the exact type of springs!!!!!

    He disappeared and along with his "solid promises" to have someone from Anchor Industries to call me (Anchor is the party that Anthony Sylvan contracted with to make the cover but my dealings with along and solely with Anthony Sylvan). I can sense a collective effort to ghost me as Anthony Sylvan Pools, Anchor and the subcontractor have all since stopped all communications with me. They can stop that but they can't make their shame go away. What they did was not decent. Save yourself trouble and do not deal with them.

    Anthony & Sylvan put in a pool for us late last year and working with them was excellent. It took about eight weeks, which was before the timeline, and the quality was top-notch. The salesman was great and the project manager was very informative, and followed up and checked in. We got the PebbleTec coating and there was a little bit that was a little rough in the bottom of the pool. The installers came out within 48 hours and fixed it.

    When my pool from Anthony & Sylvan was getting installed, I had good weather. But there could have been more progress made on my pool. The pricing was a little uneven as my neighbor had the same pool with rock removal and was charged significantly less than mine using the same type of jackhammer. Mine was a little more expensive. There are some things that need to be fixed on my pool. I'm not happy when there's a buildup on my spa with the way that the spillway is leaking. Generally, they're responsive. But the upper management, his name is Mike and he needs a little customer-service-oriented guidance. Some things definitely didn't go the way I'd like them to go. But at the end of the day, my pool is nice. The salesperson listened to what I wanted and made it happen. I've recommended them to friends due to pricing. The pricing of the pool is very competitive and the best pricing within the area.

    We got a rectangle gunite pool through Anthony & Sylvan, and I like the tanning ledge. Working with the team was good. There are some things that could be improved upon. We had to move our pump because they didn't stick with the original placement of it. Our HOA didn't like where they put it, and we had to pay to have it moved. So, it wasn't us that was at fault. We had to pay and it added about 10 months of time to the pool build. The people that they recommended to do the pool decking were not qualified to do the pool decking. They didn't know what they were doing, and it took about five months longer than it should have because we couldn't find them to come to work. We're gonna have to redo the work that they did because it wasn't installed properly. The pool itself has been great, but the pool decking has not been great.

    I'm very satisfied with Anthony & Sylvan. Their customer service team was always supportive even after the pool was built, and even if I call or drop an email, they respond immediately. We did a 35 feet by 18 feet pool and it has a Jacuzzi and a tanning ledge. It also has a waterfall and lights. The spa and the fact that I can control almost all of the stuff on the pool using the mobile app are my favorite things. Working with the Anthony & Sylvan team has been very pleasant. I was a bit stretched on time. So, I didn't want to go with the hassle that I had to call different contractors or go in and follow up on why something is not done right.

    What I was really happy about is that they used to drop me a note saying that, "Okay. On this day, the contractors are coming in." Then they had their own inspector that used to come in after the contractor. And if any re-work was required, they would automatically send up a re-work. In the morning, they came in and they dug the land, and then install or put in the concrete. Then in the evening, the inspector would come in, they would take the pictures, and they would drop me the pictures saying that, "Okay, they are very fine and everything looks good." If I would see any mishaps, I could let them know. They would also say, "Okay we're already working with the contractor to get it fixed. So, you don't need to worry about it." It was awesome that I didn't need to chase anything down. I did ended up recommending a couple of my friends to Anthony & Sylvan after that.

    It was a good experience with Anthony & Sylvan. I probably paid a little bit more, but it was worth it. They provided me with a quality product. They had good subcontractors and we had one or two issues with the electrician but other than that, it worked well. They have a good project management team. The project manager was very helpful. He was hands-on and helped fix the issue. The after-installation and customer service is also very good. I've never had to look after a pool by myself. They came out and did training, which I was able to record. They gave me the startup kit to get things going, the pool cleaner and all the apparatus that I needed. It made it very easy to continue to maintain the pool. The pool has been in for about a year now and I love having it. I like the layout that we ended up having. We had to do an unusual shape to try and fit it in with the deck and it worked out nicely. The travertine is very good.

    The pool looks nice and it functions, but Anthony and Sylvan could have done a lot better. It took way too long and there are still issues with the pool. They never came out and fixed it. There's a leak in the pool and they're claiming that it's on us, but it's not. They had sent the leak guy out. He said it was fixed. I asked, "How do you know it's fixed?" They said, "We sent a leak guy out." They also messed up my gas line and we were overcharged. They put a natural gas hookup. We have propane. We had to pay the gas company 1,200 bucks to change it and Anthony & Sylvan gave us a small credit for it. The problem is they make you pay in full before you do the final thing so you have no leverage. You can complain all you want, but they don't have to do anything. They got your money.

    Anthony & Sylvan was awesome. I went into the location off Rea Road. They have a showroom there and I worked with Brian. He helped me design the pool. I recommended him and the product manager. They did a great job. They had various teams come through for each portion of the project. The concrete crew was messy and I had to go out and clean up three bags worth of trash. But all the other crews were very efficient and would come in, do their stuff, and clean up. It's a concrete pool with the PebbleTec. They did some special tile work for me as well. It has a Jacuzzi and a little waterfall. It's salt water and I love that it has a deep end.

    Anthony & Sylvan is a big company and the reason I went with them is because I figured they'll still be around in 10 years versus some of the fly-by-night people. I designed my pool and Mark, my rep, did a good job of helping me make my creation come to life. He was able to utilize the CAD program quickly and give me a 3D rendering of it before we ever started the process. The communication was good, and the process was quick and seamless. I have everything on my pool from the waterfall to a hot tub to the lights. The construction took 10 weeks max and there were some rain delays as well as a few little hiccups, but nothing dramatic. Also, I still have a few items that I've been meaning to have them come out and look at. There are a couple of coping issues, but nothing major. I can't say that they haven't fixed it because I never requested it.

    My only complaint with Anthony & Sylvan was that it seemed like they were trying to sell us on what they wanted. It seemed like there was some money involved and they didn't want to get us the best. So, I'm a little disappointed on the PebbleTec finish. It wasn't what I wanted. It's kind of more like what they wanted because they made more money that way or saved them money. I'm still waiting on somebody to come out and look at the handrail because it is rusting inside. It's been like that since they finished it. I can't get ahold of the production manager. I called him for about a month now, sent him messages and I haven't gotten a response.

    I wish they would have listened a little bit more to what I had to say or showed me the better quality stuff. It seemed like everything was a price point and not really the better quality. The finish inside the pool feels like sandpaper and I already complained to the salesman. He told me, "Well, we went over all that." So he doesn't wanna hear it and then told me that it was gonna cost $10,000 to $15,000 to redo it now. I would like to get the pool refinished at a discounted rate now because we don't like it. The pebbles in the sun ledge have a lot of black pebbles in it and it would have cost a whole lot more money to do a different color sun ledge. That was why we wanted all the same color. But they should have expected that and put that in the price because now, you're getting a less than par as far as you think what you get for quality. They should have put that in and made it a more quality looking pool, with quality looking finish.

    We're happy with our pool but my husband despised the project manager with Anthony & Sylvan. He was responsive but difficult to work with. He took no responsibility for anything that happened. The project was finished on the date it was supposed to be done, but not without a lot of pushback. The week that it was supposed to be done and nothing was being done, I called them and said, "You have three days to meet the deadline that you promised me." I didn't expect that I had to push, prod and be aggressive about getting what I was promised.

    Most recently, we had an issue and we reached out to our project manager. He told us to contact the warranty department but didn't give us any contact information for that. We decided to take care of it on our own. In the end, our project manager wanted a review. We finished in June and he contacted us in September and said that his compensation depended on the review that we would give him. My husband told me not fill it out because it was not gonna be favorable so I didn't. A couple of months later, the project manager contacted me and said, "If you don't do this review, I'm not gonna have money to give my family and children a nice Christmas." It was manipulation.

    Ray, our project manager, did a great job working and communicating with us, and addressing any concerns that we had. He was good. He didn't catch all the quality issues ahead of time but he did the best he could with what he was given. Working with the scheduling team was a little trying at times. There was a little lack of communication. They told us there'd be gaps when the pool was being built but there were times when there'd be extremely long gaps. We tried to reach out to Anthony & Sylvan and we found out an electrician company they worked with had walked off. So, our pool was about three weeks longer than they originally told us. Last year, we ended up replacing about half of the pool water because we were losing that much water over the course of a couple of months. So, it took a while for them.

    During the setup, Anthony & Sylvan forgot about us for a while. After the pool was done, they came out and did the initial setup. We have a salt system and they were supposed to come out 30 days later but they never came back out. After 30 days, I called them and they didn’t have anything scheduled for us so I had to wait an additional three weeks. When they finally came out, the salt system was not working so they had to replace it. There were some issues with getting our system finally set up so we were delayed over a month from being able to fully utilize the pool.

    We have had four leaks in the pool since we've had it. So that's been a little bit of an annoyance. We're still dealing with a leak right now and we're not having a great experience with the pool because of the additional leaks. The team came out in April and we're now almost at the end of June and they haven't come out and fixed the leak. They had two months to come out and repair something. But even when they come out and fix this fourth leak, there'll probably be an additional leak somewhere that they will have to come out and fix again.

    We did an in-ground pool with a spa and three waterfalls. It’s a 15 x 30-foot-long pool, about 11,000 gallons. It's a gorgeous-looking pool and overall, we love it. But we don't necessarily love Anthony & Sylvan. And now, going through the process, I understand they are more of a project management company versus a pool company because they contract all the work out to third parties. Their quality assurance wasn't as good as it could have been if we were dealing with so many leaks in the pool. Other people have been thrilled with their pools but ours is maybe an outlier. We have not had a great experience and even our salesperson didn't do a great job. I wouldn't recommend Anthony & Sylvan as a company to work with.

    If you're searching for pool companies and are interested in purchasing a pool, the website is easy to navigate. But if you're a customer trying to find the warranty page, if you need to contact them and if there's a problem or an issue, that information is harder to find on their website. It isn't as upfront. Servicing the customers could be better there. There's probably a lot more they could do with their website. They don't do a great job retaining business and there's a lot of opportunity they are missing for continued service after the pool has been delivered. If I'm a returning customer, there's not as much information. Maybe things have updated, but at a time when I needed to put a warranty claim in, it was not the easiest thing to find. You have to search Google to find the page. Google to find the warranty page and then be on the website and navigate to the warranty page.

    Anthony & Sylvan has a national footprint. I like the fact that they are able to offer a little bit more reassurance that they're not just a flight-by-night pool company, that they've been around for a long time, and their warranty seems solid. However, I don't think that their swatches for the concrete around the pool during the design phase were representative of what the finished product was. It ended up being a lot lighter than what we thought we were getting, but it turned out to be okay because we ended up liking the lighter color better.

    Anthony & Sylvan is a great company. They got a job from somebody I recommended them to. But one thing that I told that person is, "Don't pay in full. Write it into the contract that you're gonna hold back $10,000 until they finish everything to your satisfaction." That way, they don't have the same problems that I did, which is getting them to come back out and fixing some of the details that were overlooked in the process. I was a bit upset with them about the follow-up for some things. Once the pool was finished, there were a couple of things that I wanted repaired, but it took quite a lot of effort and time to get them to finalize some of those. They need to up their finishing detail and timeliness of finishing it. My project manager was responsive but the warranty department was not. But overall, they ended up fixing everything and it's great now.

    Purchased a house that had an older pool that was originally built by Anthony Sylvan Pools. It needed a great deal of updating so I reached out to several firms including Anthony Sylvan. They were not the cheapest, but they assured me that since they had built the pool they could do an excellent job of remodeling.

    In short, they did not do a good job at all. The Project Manager they assigned was inept and inexperienced. I tried to let the company know what was going on and they ignored me until the work was done and then they fired the PM. By then it was too late to fix the issues; poor tile work, plastered over cleaning heads, Lights installed in incorrect locations, skimmers not rehabbed; etc. Now they don't return my calls. I would suggest a smaller company with hands on management of your project. Do not trust they will do the work in a quality manner.

    Rebar bleeds all over deep end and according to customer support, warranty does not cover as it’s not “structural.” I don’t know how the rebar not being completely covered in concrete does not qualify as structural as I’ve been informed that if the issue is not remediated the whole pool shell is in danger of failure. AS has these bad reviews for a reason.

    We have a 16 x 30 granite pool with a waterfall, a couple of tanning ledges and Jandy equipment. Anthony & Sylvan did a pretty good job on it. Brian, my sales guy, got my stuff dialed in nicely and I was pretty pleased with getting things started and making a couple of changes. Being I'm an experienced pool purchaser, I would encourage them to up a few things that they do as a standard for a pool. The way I look at it, a pool is a cup of water and it's something I got to maintain. So, the more tied to it that I have to be, the less I like it. When I was talking to my original pool builder, I asked him what I could do that was going to make me like it the most that I can. He said there are two things right off the bat that everybody never thinks about but they do, auto-fill and overflow protection. Nobody puts them in pools. So, I told him to set me up with that.

    They put my auto-fill in and they tied it to my sprinkler system. So, when my water's on to do the sprinkling, I'm going to to have to have a pool level and it stays at whatever level I want to with the auto-fill. If I leave for two weeks and it doesn't rain and water evaporates out, the pool fills itself up to the desired line I have set up and I don't have to worry about it. If I'm out of town for two weeks and we get torrential thunderstorms like we did in Arkansas all the time and the pool would fill up, my pool would flood immediately if I didn't have the overflow. So, we put in a two-inch overflow drain, piped it out to the edge of the property to the soil, and it drained off into the back. From that point on, I always asked for an auto-fill and an overflow for all mg pools because those are the two things that make you have to be there all the time.

    So, when I built this pool here, Anthony & Sylvan's rep did his whole pool design and I told him that in his drawing, I didn't see the overflow. He said they didn't do that and that no one ever asked for that. But I told him I needed one. I also asked him where was the auto-fill in the line there and he said they don't sell the auto-fill either. He said it costs 1,700 bucks but I told him I didn't care what it should cost. For another 1,700 bucks, I wanted the auto-fill mechanism. So now, I like my pool because I can leave and go out of town for a couple of weeks and I don't I need someone to come out here and empty out the baskets.

    Also, if people are lazy and they don't want to pay somebody to come and clean their pool, Anthony & Sylvan should offer an in-cleaning pool system because they have them. I had one on one of my other pools but I didn't do it on this one because I'm home all the time. But they built this pool really nice as far as the equipment that they use. It's a lot less equipment, but it keeps my water a lot cleaner. This house is in the woods and my other house was also in the woods, and this pool here, by far, stays the cleanest of all the pools I had and I spent the least amount of money on it. Aside from that, when I had some issues in my pool come up, Anthony & Sylvan fixed them. The communication was tight and they were really good. I'd use them again and I've referred them twice.

But in the end, they came and fixed everything, so they made it right. We're dealing with some sort of drainage issue right now that we're hoping to get figured out, but it's kind of in the process of that with Anthony & Sylvan right now. But overall, everything was done fairly quickly, which was nice, and within the timeline that we were quoted. I like our pool. We like the decking. It turned out nice. The colors and shape are nice.

    We got an inground pool with a hot tub, concrete deck, Pebble Tec surface, and tile edge. We're happy with it and we get to use it when it's warm out. It's got wireless controllers, which makes it easy to control the different functions with the pool, with the lighting, and with the pumps. When Anthony & Sylvan initially dug the pool, they didn't dig it deep enough and it was going to be significantly out of the ground. It was being built at the same time as the new house was being built and I had to get my builder involved to lay out the positioning of the pool for them because they didn't seem like they knew how to do it. So, my builder did it.

    Then, when Anthony & Sylvan's reps completed putting in the concrete forms, they did it wrong. I luckily came over and noticed that, so I called and told them to stop the work. They were going to charge me additional money to position it the way that we had originally agreed to have it positioned and at the end of it all, they saw that there was an issue where the house couldn't be fully completed until the pool was completed. So, they had me in a bad position. If I wasn't trying to finish a house and the pool needed to be done to finish the house, I would have had them stop the building of the pool and I would have refused to make any additional payments. I would have also wound up having to turn it into a legal matter. But I had an entire house waiting on that, so I wound up having to split the cost with them. But they really should have covered the entire fix because the whole issue was theirs anyway, it was not mine.

    I would tell my friends to get a quote from Anthony & Sylvan, but I would tell them specific things they need to be very careful of. The pool company wasn't as forthcoming with making sure that the workers were doing the thing that was laid out. Aside from that, we had them quote a pool prior and they raised their prices significantly. So, that was a little bit of an issue for me as well.

    We built a 16,000-gallon pool spa combo through Anthony & Sylvan. We gave them the design ideas, and then they came up with a plan based on our ideas. I like the design aesthetic itself and how they were able to put it on a hillside so we have a view from the pool. It was a bit of a challenging build in general because it was at the same time as our house and I know it was difficult to coordinate and the hillside was a challenge, but the end result is what we wanted.     DO NOT USE THIS COMPANY. Check reviews on BBB etc. They completed a new pool installation for us in 2023, for which we paid a substantial amount (well over $100k), and we have had nothing but issues since. We submitted the first warranty claim for the pump, and it took over a week to even get a response—no one ever showed up, and we had to pay out of pocket. To this date- no one has ever responded to us regarding this warranty claim. Now the pool is filled with dust and clogging the filters and the pool servicing company has stated that the plaster was inadequately done. They refuse to clean the pool until the plaster is redone. It has been over a month, and still, no one has come out to even look at the pool. When I email, I rarely get a response, and my calls go unanswered.

    Do NOT hire Anthony & Sylvan to build your pool! Take a look at all of the Better Business Bureau Complaints to get a good idea of the company culture and how impossible it is to get them to do the job right the first time, on time, or to stand behind their work.

    My pool:
    1. Took them 2 years to build (they said it would take 8 months, it's a rectangle).
    2. They used plumbers that don't do pool plumbing (and they plumbed it wrong).
    3. They inspected and signed off on the pool when the plumbing was totally wrong and water didn't even flow back into the pool.
    4. The pipes underground were cracked and leaking when they signed off on the pool.
    5. They denied that the water leaking out from under my pool could possibly be a leak, until they reluctantly came out to check it after fighting with them for almost 18 months.

    6. Now they have agreed that there is a leak, agreed that the pool was never plumbed correctly in the first place, agreed that they signed off on it anyway (which is fraud). They are now slow-rolling the repairs to the plumbing and my travertine deck (said it would take a week, but we are at over a month now). The manager literally wrote me an email that said "We don't have any control over our subcontractors' schedules". No joke.

    No subcontractors want to work for them because they pay the lowest rates in the industry -so they only get the least experienced subs. Their "lifetime warranty" means that it will take a lifetime before they fix your pool.

    After speaking with Melissa in Warranty we were able to reach a favorable resolution. Anthony & Sylvan sent out a plaster person who was able to remove the rust spots we could see with a gentle rubbing. I believe he was using a diamond abrasive pad to remove the spots. The pad and rubbing removed the rust without damaging the plaster!

    Now the steps and the rest of the pool look great and we feel like Anthony & Sylvan addressed our concerns and responded as quickly as they could during their busiest time of the year. Thanks also to Kevin D. in Customer Care for helping us update our star rating.

    We got a few estimates for swimming pool renovation of including plastering and coping replacement and Anthony & Sylvan offered the best price for the work. The work started late last fall and we were brushing the newly applied plaster religiously as the weather turned cold. The pool looked beautiful and we were extremely happy with the progress so far. It all went south when the caulking crew came to fill in the one-inch gap between the coping tiles and the concrete sidewalk. They used compressed air and a grinding wheel to blow out all materials that had fallen into the gap during the re-plastering process as well as bits of ferrous material that presumably came from the grinding tool.

    Now all these little pieces of grinding wheel and were sprayed onto the nicely brushed plaster and immediately started to rust. We contacted Anthony & Sylvan in the fall and heard that they were closed for the season and that someone would call us in the spring. No one called so we called Anthony Sylvan back again. Were we instructed to take pictures of the of the rust stained plaster and open a warranty claim with them. I sent the pictures and opened the pool. Of course the rust stains are still there and we have yet to hear from anyone at Anthony Sylvan.

    I contracted Anthony & Sylvan Pools in February of 2023 for an custom in-ground pool. This pool would cost approximately $300,000 to build. The first person I spoke with was Rudy **, who had committed to a May/June 2023 start date. I returned back to Pennsylvania in July of 2023, only to see the pool had not even yet been started. After contacting A&S, the process had finally started. The original contract we signed stated completion by August of 2023. After the still (to this day) unexplained delay to construction start, I was still assured the pool would be complete by September of 2023.

    After a never-ending list of excuses and delays, ranging from "we can't find concrete for your pool" to "we can't locate the tile you selected", along with multiple brand-new, top of the line equipment malfunctions, I am now writing this review on April 20th of 2024. The pool is still not complete. This is well over a year from the time I signed the contract with A&S. The project manager, Mat **, seems to be "bothered" by coming to my property. Imagine that. Someone gets a contract for a $300,000 pool and is "bothered" by it.

    Communicating with A&S Pools is like pulling teeth. You constantly get shuffled around from scheduler to scheduler. You never seem like you're the priority to them, but instead, you're more of an inconvenience. Sometimes, weeks will go by before you hear from a single A&S employee. Your job site will sit, vacant, without any work being done, for the entirety of that time.

    This company is dishonest, disingenuous, cookie-cutter, and absolutely the worst professional experience I have ever had in my 40 years of life. When you contract a company for a job such as this, you expect (and utterly demand) professionalism. You expect a certain level of care. A certain level of responsibility for the money they've taken from you for the job. What I received in this particular case was the exact opposite of those things. I am dismayed at the lack of professional standard. From Rudy **, to Harald **, to JR **, and all the way down to Mat **. This company should be absolutely ashamed of themselves. A lawsuit is being drafted in Pennsylvania court. I will be suing Anthony & Sylvan Pools for the entire balance of the $300,000 contract that I signed with them. I fully intend to win every penny of this contract back.

    Destroyed our AC and refuses to take responsibility for their actions. During the construction phase of our pool, back in August 2023. I noticed that the subcontractor damaged my mini-split air condition unit. They hit the unit hard enough to knock it off the pad that the unit was bolted down. They also crushed a corner of the metal housing. At the time, the unit was functioning, so I thought the damage was only cosmetic. I told the general contractor (Steven **) during one of the site visits, when I noticed the damage. I don’t have any proof of our conversation but I told him, not to worry about what is assumed was only cosmetic damage, because the unit was still working. However, when it got cold, it didn’t work.

    I had air conditioner tech come out and they said the unit was damaged and has been slowly leaking Freon. He said the damage happen when the unit was knocked over and crushed. The lines and the air conditioner coil were both leaking Freon. The leak was slow, which is why the full extent of the damage and that the unit would need to be repaired. The air conditioning company said due to the damage, they aren’t able to repair and must be replaced. This damage was done during the installation of my pool by your company. My general contractor says that this isn’t Anthony Sylvan Pool’s responsibility, but they did the damage. He claims that because I just realized the damage had happened, but it actually occurred in August that the company isn’t responsible. This is a newer unit, and was only three years old at the time of the damage. I’m willing to work with the company isn’t willing.

    It has been almost 22 months since we signed our contract w/ Anthony & Sylvan and we still do not have a completed pool. The pool was 80% complete last August, but significant items remained incomplete (completion of coping, wrong filter installed [pool requires a minimum 576 sq ft filter as specified in the contract, but they installed a smaller filter of 340 sq ft], programming of iAqua automation, rotary encoder to prevent operation of sheer descent while cover is on, loose wires sticking out of control box, payment of invoice from Rising Sun pools, completion of permit, etc).

    In August, A&S lost key personnel and work essentially stopped on the pool. A box with pool equipment was left by the front door with no instruction and when I called to inquire about the equipment, we were told that a pool orientation meeting would be conducted by a vendor they had hired as they had no employees left that were qualified to provide the orientation. They then emailed a pool care guide. The day of the orientation the pool was not working and the vendor spent his time trying to get the pool to operate, so there was no pool orientation. The scheduler for Anthony & Sylvan has been very pleasant and helpful, but she is not knowledgeable about the pool systems, but she is the only one helping to complete the pool, so her help is greatly appreciated.

    We finally had the pool coping installed earlier this month, but the other items remain incomplete. They have a subcontractor that has attempted to install the rotary encoder, but he has been unable to install and in the process has disabled control of "bubblers" in my pool so they now remain permanently turned on. A&S is providing no project oversight, hires subcontractors that are not familiar with iAqua Link or Jandy equipment/systems and do not provide their subcontractors with support, A&S has made no inspection of the pool and its systems to ensure everything was installed properly or in accordance to the contract. As the pool is still incomplete, they have not scheduled inspection to complete the permit (and the permit has now expired).

    Anthony & Sylvan did not adhere to the contract - they installed the wrong number of stairs creating an awkward dropoff and installed lesser equipment than quoted in the contract. The lack of project management, project oversight, inaction, refusal to inspect the pool and systems, permit expiration / no permit, duration of project (22 months and still incomplete) is sheer negligence by Anthony & Sylvan. The loss of key personnel has significantly altered Anthony & Sylvan's ability to build and complete a pool. Would strongly encourage you to explore pool companies other than Anthony & Sylvan.

    Ours is a nice custom, in-ground pool. It is a Corinthian design pool, custom in ground, 36 ft x 14 ft, 13,000 gallons. I like it. The design process went very well. The installation process was slow and painful, is typical of pool installers. But overall, they were good to work. The project manager that we worked with was very good.

    There's limited resources available to do it. And I suffer from the fact that I build things for a living. Much larger projects than pools, like hospitals. So, I got a little frustrated with Anthony & Sylvan just because I understood the process and didn't feel there was always as much attention as there could be. But the flip side of it is they delivered the pool inside a reasonable timeframe. And the work that was done was great. So overall, it's probably more my problem than theirs. From what I've heard, it's typical of the pool industry. Other than that, it was a very good experience.

    We did a 16 x 32 in-ground pool with Anthony & Sylvan. I like being able to relax outdoors with the kids and grandkids. Our experience working with Anthony & Sylvan was, generally, good. There was just a little bit of project management lacking along the way. The plans called for a pier to be dug and concrete filled along one corner to prevent any possible settling. When they laid out the concrete area, I wasn't home, but I saw on cameras that there had been nothing dug there and then the gravel had been laid and it looked like it was ready for concrete. I brought it up to Anthony & Sylvan and they said, "Oh, they're gonna dig that when they come out to do the concrete pour."

    A week or so later, I was home and it was the day of the concrete pour, and the concrete truck showed up, and nobody had dug a hole for the pier. I was talking to the company, Anthony& Sylvan, and telling the guys on site to make sure they call their boss. Eventually, we got it resolved sufficiently. Overall, it's a beautiful pool with a perfect layout and saltwater system. So, we're really happy with it.

    Unfortunately, I had a really bad experience with Anthony & Sylvan. I dealt with them for a pool, and the first one started to leak less than three weeks after completion. It took them two months to respond, and it was endangering the safety of a retaining wall that was close by. In another pool, they did not put the pool in the right elevation, and when we told them we started to experience a different tone in the color of the plaster, they responded after a month. They acid-washed it, but the outcome is a lot worse than it used to be. Overall, there was an absence of management that led to issues, and it was very hard to get them to do anything.

    The designer was pretty helpful. He came out and worked with us. My husband and I are both in the graphic design industry so we had drawn up some things of our own and he really took inspiration from that. Also, Gary, our construction manager, was always very attentive to us. The pool is a black pebble finish and it has a large sun shelf at one end and it only goes to four and a half feet deep. We were pretty happy with our pool. But we have had issues since the build was complete. We upgraded our flushing around the edge of the pool and got really nice stone and it has cracks in it. We brought it up several times and we really would like them to fix or replace it. They said they would deal with it and someone would come and look at it. But no one ever came and looked at it.

    We had a better relationship with the guy from Anthony and Sylvan than we did with the other companies. The designer was cool. He came to the house, we talked to him, threw some ideas out, and he drew some stuff up. Then we went out to the store and sat down with him. He went over some stuff then the wife made some more inputs and changed some things. It was seamless. They built a rectangular chlorine saltwater pool with the Jacuzzi offset and raised. We also got the in-ground flooring system and the PebbleTec. The cool part about it is the pool is in the backyard, but the Jacuzzi is underneath my overhang. It doesn't have sun on it. A couple of tiles cracked, but that's to be expected. I didn't notice them until after the warranty period. But it's no biggie. You can't tell unless you're standing next to it. I'd highly recommend Anthony and Sylvan.

    Anthony & Sylvan Pools was very responsive. Their rep was very pleasant, did a very good job. We had a difficult property. We live on a hillside. So, he was upfront about some of the additional costs and some of the things that we would run into. Did a very good job measuring it out, plotted it exactly where we'd expect it to be. He did a good job. Didn't try to oversell by any means. He was fair with us. The only thing that really frustrated me is the inconsistency in the time of getting it built. It was a very long-drawn-out process. They would find something. They would call another sub to come in and correct it. And it would take them weeks to get out there. They would come out there. And no one else could come until that part was done. So, it was a litany of little contractor delays, which is prevalent now post COVID.

    The spa has a sun deck. The exterior wall is a retaining wall. The wall stands alone. Because of the hillside, it rolls out that way. Our sales guy talked to us about the cost of retaining walls versus doing a reinforced structural pool wall. So, as we drew up designs, we liked that look. And we were able to put the filters on the low hillside behind that wall. So, people couldn't see the filters anywhere in my backyard. It's good.

    We had a couple of minor complaints. The tile they put on, the guys putting it in kept putting the same pattern right next to each other instead of mixing it up. So, they came out and fixed that. The job site guy for Anthony & Sylvan was fantastic. We were out of town when the hurricane came through, and he came and cleaned out our pool, made sure all the leaves were out of the filter. He was with us the whole time. He fought for us with the subcontractors, which I appreciated. He did a good job. Overall, we're happy. It's a nice pool. It served us well this past year.

    We got an in-ground pool with PebbleTec from Anthony & Sylvan Pools. It's a geometric pool. It has a big baja shelf on it and a hot tub aside from it. We like the size, look and shape, which is what we had planned on having. It seemed good during the production process. Because of the lack of available people to do the work, took a long time to get it done. The overall experience during that process was okay. It was a little frustrating at times with communication.

    The problems I've got with the pool is in the result of the construction. When they made the pool, they pre-formed it. They didn't make it square. And it wasn't noticed because it's out in the middle of a piece of bare dirt. You don't notice that it's not square. And we lined up our outdoor kitchen with the end of that barbecue. It wasn't until we went to put pavers around there that we realized that the thing was out of square. So, we had to turn the pavers at a 45-degree angle so that you couldn't tell that it's not square. Otherwise, the lines would run off and it would look horrible. But now, when I'm sitting in the hot tub, I look at the outdoor kitchen, I see the line of the side of the pool which isn't square to the end of the pool, which is what the outdoor kitchen was squared to. A lot of people may not notice. But I see it and it's horrible. But I can't fix it now. It has all been done.

    The PebbleTec wasn't also done right. It’s splotchy. They over processed it, took a lot of the color back out. So, it's gray. Not much bluish but there's spots of blue. They came in to try to even it out by taking the blue spots that are heavy out of there and they couldn't because it has been too long since it was done. They sent the guy from PebbleTec here. PebbleTec is coming out to see how good a job their customer did at making the pool. I'm sure that PebbleTec wouldn't say to their customer who gives them a lot of money, “You did a crappy job. You probably should do this over again.” I thought the guy would come out by himself so he would be objective without anybody in his ear which pays him a lot of money.

    I wasn't here so they just buckled with my wife, said, “This is just dirt here and that's just dirt there." That's not dirt. It’s splotchiness. And when I started, when I was buying the pool, I was out in their shop and they were figuring out what to do, they said their pool equipment would be all Jandy. I've never heard of Jandy equipment before. But I always liked the one I used in my last house. It was a great system. This Jandy system has been horrible. It has been tons of leaks. And they’ve come out multiple times to fix them. And the pool heaters had to have service calls on it because it has problems. The circulation doesn't seem to be right. It's either not big in a pipe or pump to do some of the things it needs to do. The pool cleaner on the bottom, finally getting it to work a bit better.

    The baja shelf is splashing up water. Adam, the supervisor, when that first happened, said, “That'll all work out. They'll just adjust this, adjust that.” There's no adjustment to it. It's just in there crooked. We're not happy with the product. It looks pretty. But I'm probably going to have the PebbleTec removed and put in a different surface if somebody knows how to do it. And I'm going to take all the Jandy pool equipment out and put in Pentair because the Jandy computer system on the phone is more primitive and crude than the Pentair one I upgraded in 2014. It's not that good a product.

    After a meeting with numerous companies, we liked rep that we spoke to at Anthony & Sylvan the best. We knew kind of what we wanted and we had ideas but it was really their design team that helped us the most. We went with a freestyle pool as far as the shape with a water wall and with two extra scuppers on that wall as well as fire bowls. The total project took four to five months. It was really fast-moving and we didn't have any issues during the build. Everything went really smoothly.

    The pool was complete last December and we had an issue with our spa. We notified them immediately that one of the jets does not work correctly. It wasn't until November that they finally sent out someone for the fourth time only because we begged them. They have determined that there's a leak in one of the jets and we're waiting for them to let us know when they're gonna come bust up the concrete and fix the jetter. That's been the only disappointment with going with them. It shouldn't have taken them 12 months to figure out the issue with the spa.

But the majority of that, the reason was because my wife and I did almost all of the work for them. We picked out all the designs. We got all the material for the most part, except for the big materials that they provided. But all the tiling, we had to figure out ourselves. Our sales person was almost nonexistent. Our project managers kept changing. It took eight months to do something that was a two-month project. It was a bit of a nightmare. But they overall did a good job. When they showed up, they did work well. Their tiling was done in two days. Everything seems to be working well.

    It was positive with the sales rep. We made some modifications with the design and that was also positive. We had a shelf put in, like a sun deck. The only problem we had with the process was that they had a lot of turnover with their project management. All the project managers were great but we went through four of them at least over the parts of the pool and our salesperson also left. That person was gone by the time the pool was done or the issues came up. The people resolving some of the issues were responsive and it was a good experience, but some of their subcontractors weren't as much.

    The pool is square and has an above-ground sun deck. The installers cut some wire and it knocked out the power and then, Anthony & Sylvan made me pay the electrician. They said they were gonna reimburse me but they didn't. So, I ended up losing an additional $1,500. The waterfall is supposed to cascade over the raised tanning ledge but it doesn't. It drips over the ledge and the salesperson said this was the first time they did it and sometimes it works and sometimes it doesn't. He had a bad attitude. Anthony & Sylvan designed it incorrectly. Yesterday, the lights in the pool went out and now, I have to hire somebody to fix those. Then, I had to hire somebody else to dig because they didn't trench the yard right when they put the pool in. Also, the stone part of it rusted already. Anthony & Sylvan didn't seal the stone correctly.

    After I have spent additional money, the pool looks good. But the experience with Anthony & Sylvan, how they dealt with it and how they ended up charging me more money, I wouldn't recommend them. I called them today and nobody's called me back about the lights going out only a year after the pool has been put in. We spent about $76,000 on the pool. It's expensive.

    Anthony & Sylvan gives you a custom product with a production price. They are a significantly lower cost than anyone else. The next lowest price was 60 grand more. They run their supervision a little thin though. Sometimes the supervisors were a little hard to get ahold with of. They were busy and run a lot of products. We were happy with the process, but the communication could have been a little better. Sometimes they just sent people out one morning because they had so many pools scheduled. We wished we got a little more notice on it. But the work got done in the price they said. Everything came out all right. We had to adjust some things and that was something that had to do with weather. The pool covers are also very good because they eliminate the need for a fence.

    The pool is still not done. It was very hard to get in touch with anybody. Anthony & Sylvan had a lot of turnover with some of the people that were there and messages didn't get communicated. Things that needed to be fixed fell by the wayside. They also told us it wasn't on our warranty even though we had emails from people saying they were coming out to look at it.

    Our pool is supposed to be a salt pool but they still haven’t converted it to salt. They still have to fix the plaster which wasn’t remediated properly. They finally got back to us but it's been too cold. They did the pool last year. It was supposed to be finished in August. It didn’t get finished this October because of a testing issue which wasn't Anthony & Sylvan's fault. They couldn’t finish the pool because the said people stopped showing up. They couldn't convert it to salt and couldn't fix the plaster. They said they'd come out this spring but they never did. We finally got ahold of somebody who said it could be part of the warranty, but we have to wait until next year again. We're hoping they follow through.

    Anthony & Sylvan's service was good when I signed up. But I had to reach out multiple times. There was a lot of miscommunication and not getting something on time. The guy I dealt with was Luke. I called him and left him emails but he never responded back after the deal was done. Then I called James who was the manager. He was cooperative at the beginning. It seemed like everything would be done soon. But they pushed it far and ended up the next year. I told them I was paying in cash. I was on top of my dollar, so I wanted them to be on top of their service.

    The only person that I always reached out to was Jeff. Every time I called him, he was always in his phone. He answered very nicely. He was always on top of things. I also got my fencing done with Anthony & Sylvan. The service was a little bit pricey, but I wanted to stick with the same company who did the service because it was easier. Some guys did the job very nicely, but some guys did a garbage job. The pool looked like it was not cleaned. But the pool came out nicely. It is the way I wanted it. I'm happy with it. When the auto cover broke after installation, I called them in and they let me connect it to the department for the warranty. They came out and fixed it.

    Anthony & Sylvan was on time and within budget. They had good communication and realistic expectations. They didn't try to say they'd be done before they were. Dan was our designer and he was fantastic to work with. He had great vision, insights, and advice and he took his time designing the pool for us. I had two project managers and the team was great. The installers were a great crew and we really love them. The pool is just what we wanted. It's rectangle, about 30 feet long by 12 feet wide, and has a wet deck. The price was a little high for the size. But we installed it during the COVID frenzy and everything was really expensive at the time.

    We contracted with Anthony & Sylvan Pools last year to renovate our pool for about $27,000. Payment is due before each phase of the work proceeds, leaving the consumer with little recourse. Everything went well until there were some issues with the tile installation and then the handrail delivery. Clearly, the handrail wasn't ordered in a timely fashion - but was an important feature for the primary pool user with arthritis.

    It is almost impossible to get a return phone call. We'd leave messages for our sales rep, the scheduler, customer "service," - and even the higher-ups in renovations. Finally, after scores of emails, phone calls and some obvious lies, the issues were corrected. We were promised $250 in August as a goodwill token for all the aggravation.

    It is December. Again, despite follow-ups, still no check. We've heard the slogan "Wet and forget." Seems to be the case. The work is contracted out, and while most of it was done well, it shouldn't be this difficult to resolve that which isn't. In hindsight, we are sorry we couldn't wait the year to go with a local, more reputable, contractor.

I explained to him what we wanted, and he at first didn't seem very happy about it, but then he redid the design like we wanted it, and he understood.     We had a pool built with Anthony Sylvan in Austin, Texas in 2021. The superintendent was not onsite more than three times during the build process and the sales rep could have dead for all we know. The subcontractors at each phase would just show up and do the work and there was no FQI process. We had to point things out several times as well as hire another pool contractor to come out to review the work. They forgot to run a line and had to a chip a trench through the pool bottom and out of the the side for a bubbler supply line, which they left unfilled and wide open.

    We recently noticed the spa valve was not operating, so I submitted a warranty request on December 3, they promptly replied the following Monday and dispatched a tech the following Tuesday. However, the spa is still not operational a week later and we have had no further communication. The oversight, supervision, and follow-through needs to be drastically improved with the Austin division of Anthony Sylvan. Until that time I would not recommend this company for a $120k pool purchase.

    Hiring Anthony & sylvan pools for my build was one of the worst decisions I have ever made. I would advise anybody who is considering using A&S pools to cease and desist immediately. Their firm is incompetent in pool building, project management and they contract with subcontractors that lack the professionalism, knowledge and skillset to complete their contracted scopes. I’m actively investigating the subcontractors used on my pool build as I don’t believe many of them were licensed and/or met the state insurance requirements during the time of my pool build.

    As outlined in my construction agreement with a&s pools, I made required progress payment # 3 in the amount of approximately 116k. This payment was made to cover the labor and materials for the forthcoming pool and spa gunite, water line tile, coping, flagstone at my beach entry and cultured stone at my raised spa and exposed bond beam section of the deep end of the pool. After the coping and stonework had been scheduled in writing by a&s pools 4x over a (2) month period and their subcontractor either did not show or refused to commence with work due to onsite materials quality issues, a&s suggested to me via email that I complete the coping, flagstone and cultured stone work myself, as they did not have any available subcontractors. A&s pools stated in writing, they would provide me with credit for this work. I agreed and contracted with others to furnish the proper materials and complete these scopes.

    Upon completion of all this work, I submitted all other subcontractor back-up/invoice’s for this work which I paid out of the pocket for. This work totaled roughly 36k. A&s pools' response to the detailed back-up I provided was that they would only provide a 13k credit back to me for all the finish work which was in their contract to complete. In short, the 116k payment I made only covered the pool gunite and waterline line and all the remaking labor and materials cost for coping, flagstone beach entry and exposed stonework around raised spa and deep end of the pool was only worth 13k. I have requested additional responses from a&s corporate and legal counsel concerning above issues with no response.

    Our pool is good. However, some stuff could have been done differently. For one, I wish when the design team came, when we first initiated for the pool, they could have just shown us that, because of the way our land has been set, we may need a retaining wall. And for the decking, when I walk in some of the travertine are shifting and some are sinking. It’s a big mess.

    I sent an email to Anthony & Sylvan. Thomas, the one guy I worked with was good. He would come out and help me with anything, which was really amazing. He took the project over at the last minute. He did a big turnaround for the company compared to the people they were using before. But I didn't reach out to him yet. In the first part, the communication was lacking. But after I voiced my concerns, they sent me a new rep with Thomas. Her name is Daphne. Once I reached out to them with any issues, they were amazing. They tried to keep me in the loop of everything that was going on once they took over as project managers.

    We had our pool renovated 2022 and we identified during the pool closing that the bottom return drain the deep end was plastered over during the renovation. I contacted both Jane ** and Jack ** regarding the issue in October 2022 and was told that it would be fixed in the beginning of pool season in 2023. That was a total lie because when I called the beginning of the pool season in 2023 I wasn’t even on a list to have my repair completed. With the help of Jack ** he was able to provide me with a person in the warranty department named Bethany **. Well I have sent several emails to Bethany ** to address the issue and it is still not resolved. I sent two additional emails in September providing dates for them to fix the pool and no response. It seems to me that they do the renovation and if you have an issue that is covered under warranty you can’t get anyone to respond to your emails or even a phone call.

    This company takes your money and you cannot get anyone to respond. I am beyond frustrated with this company and I recommend you look around to use another company if you want a renovation as their warranty department is the worst. They act like customer satisfaction is their goal but I totally disagree. If Anthony & Sylvan truly stands behind their warranty they should have put me on the list to get fixed as soon as possible in-the beginning of 2023 pool season. I should not have to be dealing with this issue a year later and still can’t get a resolution.

    Anthony & Sylvan is a great company, and they have a product called iSWIM where I can pay my invoices and see any information I need. It's really good. Anthony & Sylvan has built two pools for me, and the most recent one is at my house at the beach. I contacted them, and they were extremely responsive. In the area that I live in, that's really good because we have a bunch of dummies that don't ever return phone calls. Anthony & Sylvan sent out Brad, the designer, and he listened to me describe the pool that I had in Atlanta that we were gonna do similar to. He designed it, then they got a project team together. Brad and Brian, the project manager, pulled it together, and we probably broke a record for getting the pool in fast.

    A large pool company like Anthony & Sylvan always uses subcontractors, and every one of them did an outstanding job. They started in February, and we finished in April. It's a freeform gunite pool, and it's the head of the neighborhood and exactly what I wanted. Everything was done with the very best subcontractors and quality, and there was never a problem with it at all. I've recommended Anthony & Sylvan to a lot of people. My place is only three blocks from the beach, so it was very much a community event building the pool. They got a lot of really good press out of that. Also, the price is higher than it should have been, but it's not their fault. Covid jacked up the prices. For what I got and given the current market, the price is in line with everything else.

    If you need a professional and reputable company to help CONSISTENTLY with your home pool needs, this is not the company. They were hired to demo and reno our existing pool, and it has been nothing but hardship since they started. Ignoring phone calls and leading to a massive amount of communication errors. Which meant a huge amount of adding money out of our pockets to correct what they caused, and what they refused to acknowledge as their responsibility.

    I have yet to date, acceptance of even the basic warranties in all components of the pool. They spent an inordinate amount of time working towards getting out of their responsibilities and refusing to admit their own liability. We had to resort to other companies for help. They don’t even bother to tell us how to work the equipment and we are first pool owners! I could on and on, but this fiasco has been going on for a year, and the details are extreme. Find another company. See the complaints file with the Better Business Bureau, and I wish I had done so before hiring them.

    The Anthony & Sylvan salesperson worked very well with us to put together a plan for what we would like in our backyard. I wanted a custom concrete pool with a hot tub ensemble and to have it matched to the style of my home, which is a little bit more of a straight line and contemporary look. It was very positive during the design experience, from the initial meetings to the day of the first dig day, which was probably only about three months. The first half of the nine months build period was positive and the project management team was responsive and kept me informed on the appropriate and next steps in the build of the pool. But there were some installation problems in the last third of the period of build from the subcontract work that Anthony & Sylvan used, and it was quite a negative experience on having those installation deficiencies rectified.

    I was the one that had to keep inquiring and reporting the problem and doing the management to follow up to see when the appropriate workmen and women would be coming to fix the deficiencies. I love my pool now but I asked for an extended warranty because I still have a concern down the road if something will break. I would want a lot more information upfront in writing about who Anthony & Sylvan contract out with before so that I could approve of the process.

    The process was bad because the project manager had 40 pools. Every time he was supposed to schedule something, he never did it on time. It took six months but it could have taken only a couple of months. It was a bad manager and bad project management. But once Anthony & Sylvan switched it over to the last guy, it was much better.

    The first guy didn't know what he was doing so the whole process was completely delayed. They failed inspections. I have to even go to the county myself and help out with some pictures to pass an inspection. So, it was a terrible experience with that first project manager. There was no communication at all and they took forever. He would never answer emails or calls. But Tommy, the last project manager, was on top of things. He was always there every single week, sometimes twice a week, calling and sending pictures. He did awesome. Anthony & Sylvan should hire qualified people to do the job. But my wife loves the pool. It’s well built and she’s enjoying it in summer.

    We had a lot of problems with our salesman initially and we were misguided in several places. There were just a lot of things up front on the size of the pool and the concern and the shape. He wrote it up with the shape. We requested modification and were told that would be done at the dig-out. The dig was delayed because the general manager said they could not make those modifications. They just redid the pool.

    We had trees that had to be removed and we were instructed to leave the stumps so many feet up. The tree service that we paid to come in was willing to take them out. The sales guy said, "No, you gotta leave them two feet up." They suggested that we leave them in there because it would be easier for the excavator to come in and pull and make sure they were getting everything out. That caused a huge delay because when the excavator came in we were told the stumps were too big. The workers could not do that. It was literally months trying to get that set up.

    Also, we are still waiting for Anthony and Sylvan to come back and tweak a couple of things. The crew cracked the skimmer putting it in. There was supposed to be a service call for that. They're just gonna caulk it. It was nothing major but we haven't heard back. That aside, we're thrilled with the pool now and we love it. This new pool is a two-foot descent drop. It's a nice little add-on and it's a lot of expense. There's also a heater which is my second favorite.

    We had to build a custom size because of the yard we have. Anthony & Sylvan Pools had to build it into a hillside. If they're in it for the sale, they're in it for you to build the pool to use their company. And once that starts, there's little follow-up in terms of how happy you are. Because we built the pool into a hillside, until the landscaping is set, we have issues with mud running into the pool when it rains hard. So, we had to have an additional wall built. And that was not something that Anthony & Sylvan did. We had to get somebody to do that for us.

    We need another wall with another drain because we're still getting mud into the pool. So, it's a bit of a process of figuring out what we need to do to not have this mud running every time. But the experience overall was fine. They built the pool fast, which we appreciated because we were having other construction done at the same time. They were good about coming when they said they would and doing the work.

    The project manager was terrible. He was young, severely underqualified. And he knew the problem we would have with the mud problem and refused to do anything about it. There was no final inspection of our pool because we didn't meet the final inspection at the time that it happened due to they were concerned about that the fence should be self-closing and that there was a gap underneath the fence. Anthony & Sylvan put in the fence. So, I let them know of this problem, yet they didn't address it. That concerns me for a resale in case we wanted to sell the house. They also put in a pool heater for us that, from the very beginning, didn't work. I've called probably six times about that.

    Our pool looks nice. If someone wanted to see a pool from Anthony & Sylvan that is a custom size, ours is a good example of that. But is it worth the price? It's a lot of money. What happens is when I was going through that, maybe the people that are on the other end don't understand that it's a major investment. Therefore, they should treat me like I'm doing a major investment. Besides buying a home, this is the largest thing we've ever done.

    People should talk about bottom line prices of pools because it's a lot of money. If someone says, “We'll do your pool for $50,000,” there is no way that's gonna happen. People need to know that you're talking twice that, if not, three times that amount. Whatever price companies tell you, there's gonna be at least $20,000 on top of that out of pocket and maybe more. People need to know that the price that you were told you would pay is not at all what you would pay, because companies don't talk to you about retaining walls and landscaping. And all those other things are extra. People need to know from the get-go.

    It was great with Anthony & Sylvan. We started off with Fuller. He was the one that put it on paper for us. Once we agreed on everything, he handed it over to the project manager, Al. When they told us the process, they mentioned that there would be a wait. The backyard would be a mud pit, and it might be that for a while. They started the process in September, but they couldn't do any more because of the time of year. The gunite doesn't stay here during the cold months. We went ahead with someone that they had recommended for pavers and got two estimates for that. We ended up getting the pool down right before Memorial Day.

    I talked to Vicky a lot. She is the office manager. I had their cell phone number, so I would reach out to the project manager quite often. They were on it. I have a husband who would try to do some of the stuff himself. We thought we had a leak. We thought we were losing water pretty fast, and we reached out to them. They have a protocol. You have to do this before you can do that. They thought it was from the box. They dropped the ball on that. They forgot. We also had plaster that was streaky in some places. Finally, when I called about something to Vicky, she said they were gonna get us on schedule. They came out and did what they said they were gonna do. We love the final product.

    We had designed our pool with Anthony & Sylvan in Pennsylvania. Then, when we decided to move, we reconnected and built the pool that we had originally designed. The design was really smooth. The only thing that I feel like was really disappointing was that we were given a 12-week timeline at our designs, our meeting, our final thing with the project manager. We kind of thought that there was a little bit of wiggle room, but that around that point, we would be looking to finish up. Our pool was not finished for two months after that deadline. We were looking at the second week in June, and we ended up filling the pool August 25th.

    It's a beautiful pool. We love it, but we've had a couple of issues, and customer service is nowhere to be found. We had the cleanout pump stopped working. I couldn't get ahold of warranty, so I contacted our project manager. Our project manager came out and looked at it, and verified that it needed to be replaced. I contacted warranty, then, four times after that to no avail, and ended up having to go through our project manager to get it replaced. Our pool pump broke on June 14th, and it was replaced on July 25th. Overall, the product is nice. Anthony & Sylvan's customer service and the communication could have been better.

    I got a 12469-gallon concrete marcite pool with a spa built in. Working with them was the single most frustrating experience I've had as a grown-up. We signed a contract July 27th of last year understanding that it would take a couple of months before we would get work done. But the designer that came out didn't understand what setbacks were in place and we didn't break ground until December.

    Also, the subs that they used to do the work just left their garbage everywhere and I had to clean up after them. We had no predictability on when work was gonna be done. We failed every inspection along the way. I had discussions with John, the general manager of this area, a number of times when we were still in the design process responding to the designer's emails and the guy admitted to blowing me off. I got a reduction in the price because I was walking away from the deal. The whole process was a nightmare until January when our project manager was replaced by another one. The current manager we have is stellar. He made an immediate impact. The last few months of the process was fantastic.

    However, their end-of-job questionnaire is a complete lie. Our second manager made it very clear that his report card is tied directly to a specific question in the survey. That question was, "Would you recommend Anthony & Sylvan to others?" There are places in there that ask questions specifically about the project manager, and I made sure that I filled them out and gave him complete credit for being the stud that he is. When it got to the question that asked whether or not I would recommend Anthony & Sylvan, I rated it poorly. Within an hour, I had my manager calling me saying, "Hey, man, what's going on? What happened?" So, I ended up redoing the survey simply out of respect for him. But this is a way that Anthony & Sylvan directly misleads its potential customers.

    The pool buying experience was great. The pool building process was pretty slow and the construction manager was not very responsive, the salesperson actually facilitated the majority of the conversations between me and the construction manager. My pool has been done for almost two years and I have been trying to figure out why I have had standing water in my yard below the pool every since they finished construction. They sent the leak detection company out to my house three times but none of those times did they investigate the standing water below the pool even though I told them it has never been there before. I finally hired a plumber to come look at it and he found that the stabalizing sand they put in and the forms have been washing out on the back side of the pool. We could literally see the water running out of the pool and filling up the hole in the yard once the leak was exposed.

    I immediately sent Anthony & Sylvan an email explaining this, thinking they would send someone out to look at it, but they did not. After three days, I received an email telling me that I had to schedule, and pay for, the same leak detection company to come out again (after they were already out here three times over a one year period) and that I would have to provide AnthonySylvan with a copy of their report. Mind you, they already have THREE reports from that company that I am not allowed to know the results of. This is ridiculous! They don't even honor the warranty.

    The team pooped behind my pool house and left rag/underwear buried. My dog kept digging there. It smelled horrible. They left raw pipe exposed in the pool. The 5 spa jets were to be replaced as they were yellowed. They plastered in the 5 jets. Left them with no directional screwed in and 5 random directionals on my table that didn’t even fit. Left trash. Someone came to try to fix jets a few weeks later and then chipped the old yellowed ones and its still in there. There is a footprint in the middle of the spa plaster. After several social media posts someone finally got back to me. Then trespassed on property while I was away to try to fix the mistakes when I told them not to come unless I am there to supervise. Left my pool with a layer of debris just in time for 4th of July.

    We hired Anthony & Sylvan for an inground freeform pool with a decking, a spa and a tanning ledge, and scheduling was the best interaction we had. They were very on top of things. The design and sales with Tim was great too. He was very knowledgeable and really helpful in answering questions. It was seamless for us to just say, "Hey, this is our backyard. What can we do with it?" We have a very small backyard with a creek and some different setbacks, and I wasn't sure that we could even fit a pool back there. Tim very quickly made up a design and we really loved it.

    A few details got missed causing the price to increase a bit more than we were expecting though. We had to go back on some details and re-tell them again and again, just to make sure everything got down. However, we understand that there were lots of details and a couple of different changes. Overall, Tim was awesome, because in the grand scheme of things, he did a really great job. The gentleman that did the project management was very knowledgeable as well. He walked us through everything and gave us proper expectations. He underpromised and overdelivered. He did a really good job with that.

    We were trying to beat the clock, because we had a new baby coming, and we had to reach out a few times when things weren't moving along. Crews were not coming out, and there were some weather delays as well, but it felt like the weather delays continued even after the weather was back. After everything though, it was only a two-week delay, and the final product is great. We've had next to no issues. The only thing I would have changed is our decking. It's stamped concrete and it gets quite slippery. With little kids running around, we have had a few falls. That is something that I would advise parents against if they have little ones.

    Anthony & Sylvan pretty quickly came up with the design that we were happy with. They led that whole process. In terms of the construction, we had to do some other landscape work that had to happen before they started. So they didn't start until May, and that wasn't their fault. The construction itself took from May until mid-September. They were prompt and communicated well. It was a good experience. The look of the pool is great. Cosmetically, they suggested that we change from a free form pool, which is what we were going into it, to more of a rectangular pool with an attached spa with waterfall. Seeing the finished product, it looks much better than the free form that we initially wanted would have looked.

I will pay your commission for your mistake. That way they are not taking anything out of your pocket." I asked him how much his commission was and he said 6%. I said, “Easy math. That's $180." He came back and said, he needed to do some refiguring. He basically said I owe him $2,700. I said, “Well, I’ll go ahead and tell you. I'm not paying you that... My math, 6% of $3,000 is $180." We let it go on that.

    The way Anthony and Sylvan designed my pool and everything that was normal in the price, would not work at my house under my contract. The pool was round and there was some curvature. When I went down there, everything that I picked out wouldn't work on curvatures. I had to upgrade my stone. After they got going on the pool and after I got the salesman out of the way, my superintendent Tim, who was a good guy, started making some things happen. We got in there and got water in the pool. I noticed my water level was lower and I told Tim it was leaking. I was told it wasn't.

    Every two or three days, I lose about two inches of water in my pool. I'm on city water and for two consistent months, my water bill was over $1,000. I started talking to Anthony and Sylvan. It was nonchalant. It was no big deal because they got their money. I told them I got a problem with the pool. They said to do a bucket test. I’ve done a bunch of tests and they finally said I would have to pay $600 to have one of their guys come out and do a leak test. I said, "I'll be honest with you. If I'm gonna pay $600, I'm gonna hire my own subcontractor." They said, "Okay. If we find a leak, we will reimburse you."

    A guy got out there and that was who put the skimmers in. It was leaking at both skimmers. He said, "Hey, man. It ain't my fault." They turned it into a blame game. The skimmer guy who did the tile was blaming the concrete guy. The concrete guy was blaming somebody else. I finally said that I was not pointing fingers but all I know was I got a problem and it needed to be fixed. I'm not really happy with my pool because I've got cracked concrete. I'm still waiting on them to give me a refund. Any time I need anything done, I had to threaten Anthony and Sylvan with a lawsuit. I probably wouldn't recommend them to anybody else.

    We signed the contract with Anthony & Sylvan in October. They started digging early December. The pool was finished towards the end of April. It should have been done sooner. Some of it is not on them, some of it is on the hardscaper. The guy who did the patio had guys sitting out there not really making progress. Working with the design consultant was easy ‘cause I had a sketch of what I wanted. The more aggravating part was I was specific about wanting a pool color. But they were weird about setting up the PebbleTec. When they finally went to reserve the date, the pebble and the color that I wanted wouldn't be done for 8 to 10 weeks. So it would just sit there. They already knew that that company was backlogged. But they didn't communicate that and didn't get a head start on it. In order to mimic that color, we had to go with a different company that doesn't use the same materials and they were not very helpful in helping me understand how to do a more customized color, which is possible.

    I did my own backdoor research and I tracked down the person who does it. I got in touch with him to understand the formulas of the pebble and how I can better mimic the color to make it less green. They didn't seem very happy that I did that. They also wanted to put the full equipment in a certain spot. I said, "Unless I have a reason to put it there, the HOA won't let me." They were gonna put it on the side of the house where the HOA wants it. They were gonna dig out a hole, put up a retaining wall and make it lower. They showed up and just put a pile of gravel and put it on top of that. I'm constantly slipping on the gravel when I try and put the chlorine in or clean out the filter. It's not safe.

    When it came down to it, they said, "We're gonna cut down the pipes. They're not gonna be this high." I didn't think anything of it. But when they did it, I said, "This is not what you said you were going to do." They said, "We can redo it." I said, "But that's gonna delay my pool now another month." The communication regarding how they were setting the equipment was really poor. They started telling me, "Because it's uphill over here, your motor is gonna work harder." The spa is not as deep as it was supposed to be. You're half out of the water more than you should be and it's undesirable to use. That's a lot of money to spend on a spa that we really don't care to use because you're not submerged in the water. But the project manager is a nice guy. He's been helpful in showing up if I have a question.

    I had a 500 square feet in-ground pool installed. The deep end is six feet and we have a pool shelf. It's pretty nice. My project manager was very on top of things and came by quite a bit. He was great. He responded to any questions or concerns that we had on a very timely basis. But communication with the subcontractors was difficult. There was a language barrier. They came in and did what they were supposed to do. But oftentimes, I have questions and there wasn't anybody on site to direct as far as who was in charge.

    The pool was relatively standard. It was a pool with a spa. The spa has a little waterfall that comes from the spa into the pool. It also has Travertine tile. But no big waterfall or stone features. We've had a lot of different things done on different houses we've had over the years, and it's impossible to get any kind of blue collar labor to be done in a good way, where you have good communication and people are on time and do what they say they're gonna do. But Anthony & Sylvan was always on time. I never had to ask for an update. They always proactively gave me the updates on what was going on. It was quicker than expected.     Our experience was seamless from start to finish with excellent customer service and communication the entire way. I love getting to go to Anthony & Sylvan's actual store. I didn't realize they had one in Charlotte, but they do. And getting to see what all of the things that I thought would look like in my pool. They had lots of tile and pebble options. I showed Anthony & Sylvan a picture of my family on vacation, and I said, "I want the water to look like this." They filled up numerous tubs with water until I chose one that I liked. And I said, "Oh, yeah, that's close to what it looks like in Turks and Caicos."

    The pool was the easiest part of our house build. It went in timely. Everything was squared away from step one. And we had an excellent site manager. He was at the property more often than I was and gave me quick updates. My design persons weren't my favorite persons, but they came up with a design that made good sense to me. I felt rushed. But everybody else from that point on was excellent. The schedulers answered my calls if I called in the middle of the day. Even since our pool has been in, I've had questions about, "What mode do I need to put it in to clean it again?" Anthony & Sylvan sent somebody out to my house, gave me a full rundown or they FaceTimed with me, which was easy. I appreciate that level of customer service.

    I love that everything always works seamlessly. Anthony & Sylvan set up separate gas lines and electrical so that it never overloads with the house. It's a saltwater pool. We have a tanning ledge. We also have a spa installed with the pool. There are lots of colors that we could change, too, from our phone. I like that. We've been spending a lot of time in the pool over the last couple of weeks, more than we did in the winter. But we swam a couple of times this winter because it has a heater with it too. The pool was 91 degrees, even though it was 50 degrees outside.

    The response of the scheduling department was quite poor. I'd have to call 20 times before I would get a response. Wouldn't respond to emails too. One day, I had to drive to their office just to get a response. It was also a very drawn-out process. Took several months longer than planned and there was some work that was questionable that they had to come back and redo. I wouldn't recommend Anthony & Sylvan.

    Anthony and Sylvan gave me the 3D rendering and we agreed on the plan. However, I would never use them again. The point at which it went sideways was the retaining wall that was built. They had already built the pool, and they built a retaining wall afterwards. They went to pour the pool decking, and the pool decking from the point of where the pool is to where the end of the retaining wall is is about an 8-inch drop. When you're walking on it, it's significant when you look at it. We raised up an issue that it was not acceptable, that it was a fall or trip hazard. But they were saying that was part of the design. There was a lot of runaround. There were also some issues with how the lights and the bubbler were ran. We paid extra for extra pump so that we could run the bubbler separately from the rest of the pool lights but it didn't get taken care of. They refuse to fix the pool deck but revised everything else.

    The pool quality is good. Anthony and Sylvan did a great job, but it took five go backs to get everything corrected. There were a lot of issues down towards the very end but leading up to that point, Anthony and Sylvan was a great company. The design consultant was very friendly and upfront. We got the drawing, the hand off of the project, and the pricing. Everything was fantastic up until the moment that I paid the deposit. Overnight, he was very condescending and rude. He asked when we could meet with the project manager and the landscaper. I gave a time line of any time in the next two weeks would be great, but I didn't hear for a week. I emailed back, and he told me I didn't give him a time.

    Our pool was built last summer and we were very happy with Anthony & Sylvan. We were very disappointed with our landscaper that they had contracted out to do our landscaping work though. He was awful. He started out really great and then it got to the point where he would go like a week without showing up. He was brought to us through Anthony & Sylvan, but they do not work together. When we had our meeting before we started to dig, the landscape owner came with the Anthony & Sylvan guys to talk about everything. I don't think that they use this company anymore at all.     The sales guy was very sharp and knew exactly what he was talking about. He was able to quickly translate our ideas into what they produced. All the contractors they used were conscientious. They kept things as clean as you could building a pool. They had the initial construction group, then the install group, then the plumbing group. They had different people to hand it off to internally to handle different phases of the construction. It was three or four phases and these different project managers took over. We had one overall project manager who was the guy who was there for all phases. He was the on-site guy. He was there to answer any questions or any issues even after construction.

    They had a good choice of different colors, options and features that you can add to customize your pool. The pool came out great. It's 18 x 36. It's got a sun shelf, a spa, a heater and saltwater system. It's got travertine decking all around it. I have no complaints with Anthony & Sylvan as far as workmanship. The only slight negative was it took as long as they said it would as far as number of months which was five. Watching the process, it probably could've gone faster. It was hard getting labor but they built it in the time period they had promised.

    I hired Anthony & Sylvan to put an inground pool in the backyard with a stone deck around it. They were good on the front end with the design and getting the budget piece of it. They started when they said they were gonna start. There was a delay in the middle when they hit some rocks where nothing happened for months. The communication was not the greatest with the project manager at the time. They went through a couple of project managers and the frustrating part was the piece of equipment just sat in our backyard. Eventually, once they got whatever they were needing, they were right back to building the pool again.

    There were a few construction issues that were frustrating where I felt like I was playing project manager and they had to come out, do rework and undo stuff. That shouldn't have happened and they could have had people also supervising the work that they were doing. But the final product turned out to be good. We discovered that there was not an overflow plate in the pool, but they came out and did that work during the warranty period. The heater of some electric board didn't work but they were able to follow up on that and replace it right out of the gate early in the process. They have a good turnover process. The manual they provide you is very informative and has a lot of good info and how to run the pool. The quality of the work at the end of the day was what I was hoping for. The pool works reliably. I have about a year and a half into it and got what appears to be a little bit of a leak. But I got a request from them through their warranty page and I'm waiting to hear back.

    The pool and the construction were fine. Anthony and Sylvan's reps were excited and wanted to sell something. But after the fact, issues have popped up and they do nothing to make it a priority to take care of them. The pool cracked twice and it took six months to get it repaired. We had numerous concrete issues, too. They would come out and do a patch up on the concrete. Then, a month goes by and the concrete cracks again. Right now, I have an issue with more cracks that have popped up from where they repaired it. It's been a month and I haven't heard a single word back from them.

    This has been going on for a year and the pool hasn't made it a single month without an issue. It then takes them two to three months to even acknowledge it and come out and make a repair. The pool is usable but the concrete deck looks terrible. They told me they were not going to replace anything and that they were just going to make repairs. But the places where they made repairs sound like you're walking on shattered glass. Also, the repair they made on a pool shell looks like a two-year-old took a glue stick to it and it looks terrible.

    We had a pool constructed when we were building our house a year and a half ago. Anthony & Sylvan did a good job on the pool. However, we ran into an issue where there was a leak in the pool. That took a while to figure that out. A construction air for the pipe in the pool didn't have anything on the backside of it. I was losing water every day. We did a bucket water test to measure if the pool was really losing water or was it just evaporation. It showed that it was losing water. Anthony & Sylvan used a leak detection company that came out. The guy said, "My managers don't ever come out, but I've got somebody. We're going to check it out." They checked every drain, jet, spa, etc. but couldn't find anything. The rep said, "Let me get my manager back down here." Two weeks later, he came out. He put a plug in the pipe and I've never had a problem since.

    The sales guy whom we had worked with a few times was honest. He said it was really hard to fit a pool in our backyard while we had an underground sewer pipe in the neighborhood we had. However, he didn't do a great job of explaining all of the options we could have done with the pool. I wish he would have been more open to those things. But we're happy with what we got. The project manager was fantastic. He always let me know when he was heading out. They were good about letting me know when they were going to be doing this stage and the next stage. He worked with us on getting the pool in the right spot so we could have what we wanted. They worked with us on the design of the pool and things we wanted in it. It has a stone beach entry, built-in spa with a waterfall, another waterfall edge on the curve of the pool, and two bubblers.

    The only complaint I have is that Anthony & Sylvan -- and it's in their contract -- wouldn't cover the loss of the insane water bills I had, even though it was a construction error, not user error. Other than that, they were easy to talk to. They were quick to address anything that we found. When our gas heater wouldn't shut off, they sent someone out to check that out. The wrong guy came out. He thought it was some other issue, but while he was there, he fixed another issue and I didn't have to have another appointment.

    I got a 450 square foot of pool which was built almost a year back from now. I've had no major compliance and everything is going smooth. Through the construction phase with Anthony and Sylvan, the support was great. Now, to the warranty phase, I got two very minor issues which were resolved. But the lead time it took to resolve was unacceptable. When one of the lights was not working, I reached out to them and they got challenges on scheduling the repair. I had to wait for 3 to 4 weeks, but the moment I called and informed the guy who helped me to build the pool, the salesperson, it moved up the ladder and I got it fixed in 24 to 48 hours.

    Other than that, Anthony and Sylvan was fantastic and the kind of work they do is truly professional. When my pool was being built, the way that they managed the work, the tracking they did, the messages I transferred, and the way they schedule it, was great because I didn't need to even reach out to them about what was happening, but they would be sending me a daily report. Also, they would be giving me a heads-up when they would be coming and installing, and when the next phase would happen. You also don't need to babysit or do the micromanagement on the contractors that work for them, They know what they're doing and they will fix things properly.

    Also, I had some request because we needed to move in as early as possible, so I had to put some pressure on them, asking them to work on their schedule and they were very generous enough to work with me on that. Initially, they told me the installation would take 14 to 15 weeks, but they worked with me to complete that in 11 or 10 weeks. The guy who worked on me on that was Brian and he did a great job on designing the pool, giving me the options, what I needed to be doing, and what I could expect. Then, the project manager who worked with me would come if I needed anything, as well as he woould make sure that everything was in place. He also made sure that things had been taken care of. Justin was also very diligent in coming here, cleaning and watering the pool. It was super helpful.

    While they did the landscaping, they found a lot of water coming out of it and we were worried whether it was a pool leak. So I had to call the Anthony & Sylvan folks asking them to help me understand what was going on. I talked with Amanda and she asked if I raised a request in the warranty and since it was the first time I was hearing that, I asked her to send me the details. Instead, she told me to go to website and click this and that. I did that and I understand the process but she could have responded back in a different way saying that there could be multiple causes it could act. She was not rude but the response was not great.

    After I raised the request, I got a response in Gmail which was an automatic response saying they got my request and they'd circle back to me. After two days, no response. I called them and she wrote a detailed email to me saying that they could come out and take a look at it. But if there are no issues with the pool, no leakage, they were going to charge me for it. I also raised a request for the pool robot which has been provided to me and someone reached out to me, but no response. After two weeks, I asked them for updates and they told me to go ahead and work with Leslie Pools. So they should streamline their warranty process and provide the support properly. They should always put themselves in customer's shoes and think about how they feel about it, rather than just making them frustrated.

    Most of my neighborhood cover the pool and once they take it out, they need to clean it and make sure that everything is back to normal. They need to bring down a lot of things, they need to drain the water from the pool, etcetera. But with my pool, since the cleaning system is running 24/7 and it's doing a great job, I don't need to worry about it. That is a peace of mind for me. I also strongly recommend Anthony and Sylvan. As a matter of fact, two families visited at least in the last few weeks and everybody appreciated the way that we are maintaining the pool. I told them that if they want to build a hassle-free thing, go for Anthony & Sylvan.

    Our experience with Anthony & Sylvan went absolutely perfect. Ray, the project manager looked after us and even gave us advice, going above and beyond. With the ledges, he said that it was nice that it looks tapered but that we were wasting pool space and to cut it off. He took the time. Also, we wanted a saltwater pool, which all of our friends told us to get, and they talked us out of it. They said that if I feel that they were wrong, they could put it in later for the same price. It's more expensive to get saltwater but they would rather do what's best for us. We went with chlorine and we don't regret it because it's not hard on the skin like the old pools.

The only negative I could say is we were referred by someone and they never got their referral bonus. Then we referred our best friends and we didn't get our referral bonus. Also, we were owed 19,000 some dollars because of a change and they refunded us, but we had to pay a $250 charge. I didn't like it but it's an accounting process.     I got a nice size pool with a spa and I had the iAquaLink hooked up to it so I can monitor the equipment, control the temperature, monitor the temperature of the pool and the spa, and control things like the filter pump and other operations of the pool. The project manager missed quite a few things that he should have caught that we didn't find until after the pool had been finalized. There was a leak within the spa wall and the grading wasn't done appropriately so we had to hire a separate contractor to come out and do the grading. Also, a couple of the spa jets didn't work properly. These were things that I brought to his attention and he did his best to check them out, but unfortunately, he didn't resolve the issues. We had to submit warranty claims. But overall, it was a pretty good experience.

    We did a pool project with Anthony & Sylvan -- a pool, a spa, and accent features, like we have a waterfall on it. It's a mineral-based pool with 15,000 gallons and the way they designed it fits perfectly in the yard as if it's part of it. When you sit in the house or on the patio looking at it, it's just like it was meant to be there. Also, we had a dedicated project manager, Adam. They work on a Six Sigma process, which is really important. That was a deciding factor for us because at least we knew what to expect and when. The timelines that they gave us outside of weather were exactly on time to what they quoted us and their communication was top-notch, especially compared to friends that were building pools at the same time with other builders.     I've really enjoyed working with Anthony & Sylvan. It took from April until December for them to do everything. They came out, dug a hole, and put the concrete bars around. I consulted with them about the designs I want on the pool and it came out really good. I am still waiting for the permits to pass and that's been like hell but they're in and out and helping me with that.     I recommend Brian. He's fantastic. He understands what it takes to build a pool and challenging environments, and that made a difference. It made the project go well and he was always available no matter what. Even when we had the great freeze during Christmas because Duke Power cut all the power off to try to save the grid, he helped me with that. So, Anthony & Sylvan Pools always went above and beyond for us.

    For the most part, the construction went well. Unfortunately, we were the victims of some of the COVID labor shortages, so it was no fault of Anthony & Sylvan. But they came back and they've done a great job. The pool is fantastic. We had no issues other than a few minor things and they've been quick to respond and fix those. That's another reason why we decided to use them again because we always know that the quality has always been exceptional.

    They argued with me on the depth. I made it 10 feet deep and it's 55 feet long and 20 feet wide. Everybody that comes over comments on that and loves the fact that they could jump in a pool that's deep. So, it has been great. I went with the chlorine tabs and cartridges like I did last time, and we had to do nothing to our pool but minimal maintenance whatsoever, a couple of chlorine tabs and shock here or there. So, it's awesome.

    Our pool made by Anthony & Sylvan has a spa. The deepest section is eight feet. There's a small tanning ledge. We had a heater installed with it. The design part of it went well. The designer we worked with certainly took into account all of our ask and brought his own recommendations into it. However, we did not understand the hand-off between Anthony & Sylvan and the partners they work with, for example, with the hardscape.

    The communication between Anthony & Sylvan and the other partners could have been better. The scheduling was not always clear who was doing what and when. But everything came out really well. The partners that Anthony & Sylvan worked with were top-notch. The yard is absolutely beautiful. They've captured my vision well.

    However, we're still working through a little bit, our tanning ledge, 'cause it's a little bit smaller. I don't know if the sizing was taken into account. I'm trying to find a lounger that would fit on there. We thought it was standard but didn't realize that it's not necessarily a standard size to go in to get the lounger. That was one little minor thing. But I found something that would work. But the end result, it's really nice. It's a beautiful job that's been done.

    It was a long process because of supply chain issues that Anthony & Sylvan didn't have any control over. They kind of gave me a heads-up ahead of time and said, "Hey, some of these processes may take longer than normal because of the supply chain issues and the contractors just being backed up and having a lot of work or not having enough contractors to go around, I guess." So it wasn't that far out of what they originally told me, but it was longer than a normal pool would take to get done. But the day that the pool was done, I was happy. They were always there when I had questions. It was exciting getting started and it was kind of overwhelming during the process. But it was gratification at the end because it was finally over with.

    The pool was designed because the contour of our lot is downhill. It was the only pool that would fit there. But it turned out good. It's kind of kidney with a spa. There are a couple of swim out seats, travertine, and sun deck. The rep was good and sharp. He walked us through it. I had to go to a sit-up city council meeting and he went with us. He got up and spoke and helped us out. He even came with me prior to the meeting with this and met with the city manager and talked through stuff. He wanted to know how this would work in case he came across it again and plus, gave us credibility. The city councilor planning director coached us on what to say and what not to say. He saw the plans and he said there was nothing wrong with it. It's a plus for the area. We spent about 130 grand at least. I was unhappy at one point, but it got resolved. Anything that was not to our liking was taken care of.

    My sales rep was nice and knowledgeable. We did a standard package. We added a waterfall, which was very disappointing. I wanted something that would match the bricks that I had and the brickwork for the waterfall was not that great. The crew came back and tried to fix it but still, the craftsmanship for that piece was not satisfactory to me. Some of the things when we purchased the pool were recommended to us as potential cost-cutting measures ended up being very poor as well.

    Other than that, the pool is nice. The project manager was Ray and he was outstanding. He had some issues with family during the time and Anthony and Sylvan didn't really provide anybody to support him. There was no one for us to contact when he was gone. But some of them were great. Others were out there with intentions of coming to the homeowner saying that what Anthony & Sylvan was having them do wasn't gonna cover all the work that need to be done and required additional payment from the homeowner for them to complete their work.     Anthony & Sylvan did a great job. I really liked the way they laid it out for me and showed me what the pool looked like. The rep was very professional. During the process of building the pool, communication was a little bit on the slack side to start with. But they picked it up once I chewed a little bit. I like the waterfall. It looks good. Also, the little sitting area that we have at the end is good, too.

    I had some issues with the pump and the waterfall. They said, "Warranty would cover that. Fill out a form." But I shouldn't have to do a warranty cover. They should run out here. They were very slow at getting here. I've had to have them out here three times to fix this pool and it was at the worst times possible. That was very disappointing. I called and asked them, “Is there any possible way to come out on Saturday?” The individual told me, “I can't come out. They'll fire me if I come out on Saturday.” But he called me back and said, “No, they wouldn't fire me. We just don't work on Saturday.” His point was he just didn't wanna do it. But he should have just said, “No. I don't wanna work on Saturday.”

    We went with Anthony & Sylvan because they were the only pool builder who called us back. They came out and gave us an estimate. We had many issues. But my issues weren't about the quality of the pool. The pool itself is gorgeous. Ours was a very frustrating experience mostly because of the project manager. We were a month behind schedule. He was not answering calls and texts. We didn't know what was going on. Then he'd come back like nothing was wrong. When we kept telling customer service we were having problems, their customer service levels were not great. We had to get a manager involved. He was even worse. He ended up getting fired. They had spilled Pebble Tec on the decking and they finally cleaned that up. It took months, but we finally got someone to come to fix it.

    They did everything they were supposed to. But, they had this really important survey for their managers. We had to give them a rating of 5 or they would get very upset. We didn't give him a 5 and that was when the real issue started. Once we did that, he showed up at the house begging us to change it. That was highly unprofessional. They offered a different manager to talk to us at that point and we went through all the reasons why we were unhappy. They got it, but it still wasn't the customer service level I expected of something that cost $100,000. They still were very lackadaisical in solving the issue. Eventually, they did. They cut us a check to shut us up. The sales manager called me and the regional manager harassed me to change my review because this guy needed to go to Orlando and it was only my fault.

    We also had a grotto added that they didn't build. That was an extra thing. We let a separate guy come and do that, and then they built around it. But they did a great job on the pool. They ended up making a beautiful product in the end. They also had a guy come out and teach us how to use everything. He was really good. We're also happy they have a warranty.

    One of the surgeons that I work with used Anthony & Sylvan 10 years ago and he showed me photos of his pool that he had built. For it being a decade old, it was stunning. I reached out to Anthony & Sylvan and they came out. They went over the best place to put the pool based on my land. Brian asked me if I wanted a square or a circle. I told him I wanted an oasis. He drew up a 3D design for a tiered spa. There are three steps on both sides and it brings you to an upper deck from the lower deck that has the spa area. The dimensions were perfect for that size where I had that space to put it. When he showed me that with the lights at night and the waterfalls, it was breathtaking. I loved it.

    I paid the deposit, we broke ground and had the pool done in four months. Anytime I needed anything or if I had any questions, they got back to me immediately. There were never days where I went and didn't know what was next. They kept me in the know the whole step of the way. The whole team was amazing. I have referred Anthony & Sylvan to several people. If I had to do it all over again, I wouldn't change a thing. Everything was perfect.

    Anthony & Sylvan was pleasant and accommodating until they had my money. I had my pool resurfaced. The job was completed by random subcontractors, and there didn't seem to be any oversight. The pool had a serious leak within days of completion. I contacted the company and no one responded for days. They then sent someone to look at it and I was promised a resolution. Two weeks later there is no resolution, my calls are not returned. It's so unfortunate that I have to resort to a negative review in order to maybe get someone's attention at Anthony & Sylvan Pool. I am only asking for some common courtesy of returning my phone calls and asking that this company successfully complete the job it was paid (a lot) to do.

    It is now two years since we closed on our construction loan and well over that since we signed with Anthony & Sylvan to build our pool as a part of our house. We've been moved into the house for six months now and A&S still isn't done with our pool! In the past three months, the extent of their effort has been that electricians have been out a couple of times for an hour or two each time and still aren't finished wiring everything. Plumbers screwed up and have never been back. Their corporate customer care (Lesley) has been unable to make any progress with the Texas team. This is now the second wedding anniversary A&S has ruined, as well as the second Thanksgiving, Christmas, and New Years where they should have been done, not to mention the last year of holidays where we should have been using our pool! These people need to understand that their actions, or rather inaction, affects peoples LIVES!

    Beyond the stress and aggravation, they've cost us tens of thousands of dollars in bank fees and interest on the construction loan that we can't convert to a mortgage until they're done, not to mention the dumpster, porta potty, etc. we're also still paying for! This has been a complete nightmare that won't ever end! Based on all the positive reviews, we started quoting our pool project with Anthony & Sylvan in March of 2020, and started construction on our new custom house with pool in January 2021. While the COVID pandemic affected everything, we were still able to complete an entire 5500 SF custom home and move in by August 2021, while A&S was still stuck at a torn up hole in the ground. We went through four project managers over the course of the project.

    The original forms were up so long (over nine months!) that they had to tear them out and completely replace them before they could gunite. They have constantly made major mistakes throughout the process and including having to break out a big section of the pool and start over, cracking our house foundation in the process! By the time we moved in, we were basically back to the state we were over a year before (see picture) with no indication of when they'd be done. Even after the Director of Operations took over the project management to finish the job, they continued to make stupid mistakes and kept having to rework the little bit they'd redone.

    None of their management (including the previous president and regional vice president, both of whom removed their Linked In accounts after I tried contacting them) would respond to me or the BBB. Eventually, they let the Austin manager go and I have been having to deal with a regional manager out of Houston. Even then, they've wasted six more months of extensions from the bank with little enough to show for it. I have talked to others in the area who've had the same sort of issues, although none as bad as mine. Don't be fooled by all the positive reviews. These aren't the people you want building your pool.

    We enjoy our pool. The pool was installed in 2015. Started with a leak. Been through 2 spa lights and 1 pool light. Pump went out. Was a 1.5 and we paid for a 2 hrs. Blower went out. We just a new circuit board installed and the company said it had to be electrical all along. I tried to explain that to the warranty manager, but he refused to do anything. We did have to pay for half the pump install. How can all these thing go out and not be electrical? And we had a part time project manager, probably added to the problems. Needs to be some goodwill here for us. Thought we chose a good pool company. Very disappointed customer. We will see.

    I contacted several pool companies for a pool renovation and deck replacement estimate. Because our pool was initially designed and built by Anthony & Sylvan Pools and has held up exceptionally well over the years, we chose to go with Sylvan Pools in Houston. It was the wrong decision! I wouldn't recommend Sylvan Pools to my worst enemy!

    The project ran several weeks behind and was not completed until late August. During numerous delays, I've been extremely understanding and patient. Still, it's frustrating when I have met every obligation they required to pay on time, which even included items they supposedly forgot to include in the original estimate. Communication has been highly fragmented from the beginning, with workers not showing up for weeks at a time and no responses as to why there was no work being done. At different junctures in the project, the workers were given wrong instructions, and the work had to be adjusted, causing more delays. There have been no proactive efforts to keep us appraised of the project, and though the project is now technically complete, we are still having issues. And as had been the pattern all summer, I am still only left with sporadic correspondence when I reach out to them, and the pool is already falling apart.

    I'm still waiting to get an estimate on our new pool light to be installed, but after their electricians came out and spent a day at the house, I'm left with loose wires and connections with no working pool light. Ironically, they told us there was no power, and the light wasn't working on a Tuesday. But, the previous weekend, we had a pool party that Saturday night and the original light was working fine!

    Our pool light was the original when the pool was first constructed, and we wanted to switch to a new LED light. They agreed to replace the light for free because of an issue with the steps and tile trim. The crew installed all the step tile trim before chipping out the pool. Then the workers came and chipped up all the new tiles they had just placed the week before and threw them on the side next to a tree. Before I saw what they were doing, they plastered the pool and did not replace the trim tile we had paid to install; hence, we were given the pool light free. So, we're left with no trim tile or working pool light. But it doesn't matter now because I can't seem to get it installed.

    As far as the pool construction, I'm concerned as after only four weeks; the tile has begun separating from the coping, leaving a 1/2" to 2/4" gap now on two opposite ends of the pool. Around the steps, there are holes where they didn't finish the plaster, so there are prominent craters on either end of the steps. I could go on and on, for example, all the mess they left in our yard with cement boards with exposed nails. One of which my son stepped on, and it went through his shoe! We received two notices from our HOA about the piles of dirt, boards, empty water bottles, wrappers, etc. on the side of our house too! I could go on, but it's getting me even more upset about the whole situation. So, I'll leave it here and wait for a response - hopefully, this year!

    Don't get caught up with a "slick" salesman, this company has them. You think you are doing business with a big, reputable, corporation but in actuality, they are a business, and their bottom line is to make money, not to keep customers. The only part of an inground pool done by this company that is guaranteed past 3 years is the concrete. On my fourth season with this pool, I have had tiles falling off and found out that the pool heater they installed was not properly wired and cause me to have to have a pump repair in addition to an electrician's bill to have the wiring redone. I do have to give them credit, they will call you, albeit their resolutions were not helpful because I'm out of warranty, and they are not going to do the repair for free. So again, be aware of the contract and try to find a company that will stand behind ALL their work, past 3 year.

    This is our second build w A&S. To be fair, our first build was beautiful and schedule was as expected 10 weeks. That was 2016. We did not live in that house longer than 2 years so we do not know if there were shell, equipment, or plaster issues afterwards. We went into a contract with A&S June 26, 2021 last year (Jessup MD branch) and our pool is still not done as of today (8/2/2022). Our shell has crumbling sections on the surface. Our shell is lumpy. Our pool equipment was leaking when we did pre-concrete pressure testing. They sprayed gunite film all over my upper and lower ($70k) TREX and stone decking. They installed our back side pool coping in a way/pattern without asking us. They dumped excess gravel in our front yard. They damaged our front yard tree.

    They have been ghosting our requests to finish the job and address all of these issues. We read our contract and yes, we have little recourse other than expensive lawyers and "hope" that we can have our issues addressed. They have horrible Project Managers. They have horrible scheduling, resource, supply, and labor management. They have little to no oversight over their contractors. They do not care about damaging your property. They do not care that they leave your yard unusable for over a year. They do not care that your children or pets cannot use a portion of your property - that you ALSO pay a mortgage on cannot be used. They have horrible customer service and my bet is they also have horrible warranty support.

    They said the pool would be finished Spring 2022. They never provided any schedule. They took $100k of our money by time they dug and shot gunite LAST YEAR. They have done nothing to finish our pool this year. It is astonishing to me that they have any decent BBB ratings. What do they care? We have gone into over $100k debt for a product we did not receive and cannot use. They are doing this to so many other consumers in America. Stay away from them! How is any of this ok?

    Anthony & Sylvan Pools in Las Vegas is the worst company to deal with. They expect a 5 star rating. The rating system does not go low enough to give them a rating. Anthony & Sylvan Pools does NOT build Pools, they take your money and hire subcontractors to do each job and the oversight is minimal at best. The plaster was done so bad it has to be done again in fall when it is much cooler. The Plaster was done at 106°. Plaster should never be done in this heat!

    There are numerous small and large cracks all over the entire plastered area and new ones appear every day, in some areas the plaster even comes completely off. There were so many issues with the construction of our Pool, most of which were unnecessary and completely avoidable if someone, anyone, from Anthony & Sylvan Pools supervised the job. Anthony & Sylvan Pools, their employees, agents or representatives are not onsite for your city inspection. This is not the homeowner's responsibility to walk a city inspector through a pool inspection. This is what you pay Anthony & Sylvan Pools for.

    Anthony and Sylvan offers a barrage of excuses, ranging from wind, rain, heat, dust, supply shortages, labor shortages along with too many customers, as a result, your project is pushed aside for weeks and months as they give you the run around. The sub-contractors are unsupervised and Anthony & Sylvans Pool Project Manager Alex does basically nothing!

    Communication is horrible and essentially nonexistent. Unanswered emails, voicemails full and un-responded to texts. Anthony & Sylvan Pool Project Manager, Alex, rarely, if ever, verifies work is done correctly. When the project manager does show up, he “sneaks” into the yard, snaps a couple pictures and goes on his way and sends a “CYA” email. Never a knock on the door to give you updates on schedules, progress or if you have any concerns. The only time you get a response is when you become so enraged and unhinged that you can’t see straight, then and only then does a response come and it's usually unproductive and an argument in your yard.

    Anthony & Sylvan Pools sells you a great story to get you to sign on the dotted line and after that the rest of the process is a nightmare. Add to that, they require 100% payment of the pool before you can even use it, that is of course, assuming you could use it once it's finished and it's correct. Unfair and deceptive business practices seem to be common with Anthony & Sylvan Pools. A construction contract, in the ordinary course, is paid 1/3, 1/3 and 1/3 and in some cases paid ½ and ½ It is never 100% prior to completion.

    When you question this company “policy” you are threatened by Anthony & Sylvan Pools representative saying to you “if you don’t pay, we will put a lien on your house.” It leaves you, the consumer, totally out of pocket with no recourse other than the Courts, and Anthony & Sylvan Pools’ “word” to rectify whatever problems arise as Anthony & Sylvan Pools has all your money so you are put on the back burner for anything you need corrected or completed.

    It's just been over half a year of headaches. Do yourself a favor and look elsewhere unless you have tons of time to hassle them to do a job, get it done correctly. If you are considering Anthony & Sylvan Pools for your pool construction go to the Better Business Bureau website and read the reviews, they are terrible. Go to Google reviews, Facebook, and any other internet site that lists reviews and read them. The reviews are terrible in regards to their subcontractors, their customer service and their warranty. They care nothing about customers once they get your money. They absolutely do NOT stand behind their work. PLEASE, do yourself a favor!! Just READ ALL THE BAD REVIEWS!!

    After 19 month, still not swimming in the pool which I paid for on time. I paid too much for all this disappointment and frustration. You would think at these prices, I would had a better customer service experience. Little communication, poor planning, they do not listen when I tell them. Destroyed my driveway, sprayed concrete on my house, etc. Did not lay out my pool, people started showing up and digging in my yard, put the pool motor exact where I told them not place them. Moving the motors for 6 weeks now with no filter, water turned green, etc. etc. I was supposed to be swimming last year. I will get a phone call after I submit a request with corp office.

    After years of saving up for our dream pool, my family was so excited when it was finally built by Anthony & Sylvan. The pool was built on-time and built just like the designed drawings. Everything was great until 8 months later when the pool developed large cracks. After two years, the builder determined the pool will need to be removed and rebuilt. A year and a half later, the 2nd pool was completed, and again, about 8 months later, large cracks began to appear. It's now been a year and a half and I'm still dealing with the builder to remove and rebuild properly. I've gotten the state contactors board involved and they have already told the builder to completely remove and rebuild, but they still drag their feet on fixing this.

    After paying $100k up front, I've got an empty concrete nightmare my family gets to look at every day. This will be another summer with no swimming pool. Since 2018, we've had two summer we were able to use the pool. All of the rest of the time it's been dry and "under repairs". Don't go through my nightmare. Find a different company.

    I truly hope no one use this truly horrible pool company. Our pool journey began in Mid June 2021and on May 8, 2022 we are halfway done with this terrible experience. We started with our pool designer who seem to be pretty good. We are first time pool builders and it was my wife’s dream to have a pool. We received quotes from three different companies. Went with Anthony and Sylvan because they seem the most honest. We were wrong. The lack of communication with this company is unbelievable. If you want any information on what is going on you must call the front office and talk to the secretary.. She is the only one you will speak to, getting in touch with anyone who can answer a question is impossible.

    We got our sketch of our pool and sign our contract. All of our questions were asked through email so we have a meticulous paper trail. Glad we did because the lying and changing prices started. It even went as far as our sales person forged a $3000 change order. AND HE ADMITTED IT!! These guys could not do something as simple as calling to get the utilities laid out properly. I, the homeowner, finally had to call and get the lines laid out correctly. Once they started prepping to dig (In February 2022) the 2nd half of the nightmare began. Slow is not even the word. We have had 13 rain days in 2022 in my area so I cannot comprehend this pace. They assured us before the start that everything we need for the pool is in stock. Again, they cannot communicate the delay.

    Only change we have made is tile and coping color sand all was in stock. We checked beforehand. We are sure there will be many, many, many more problems with Anthony & Sylvan. We just wanted to share the 1st year of our pool build so you won't make the mistake of using this company. Pay more at a better company and get the type of service you deserve when spending hundreds of thousands of dollars. Buyer beware, you have been warned.

    I had my pool put in in the summer of 2020. I had a few bumps along the way but nothing to write a review about. The problem came when I noticed my drain was missing most of its screws. After many attempts of looking and trying to find what the issue was, we found it. The bottom drain was stepped on when plastering the pool which made the middle of it wider, so the screws don't line up. Fast forward to now November of 2021 my drain is still not fixed. No one will return my emails because they know they have to drain the pool, to fix this issues they knew about from the very start.

    If you want a great sales experience and then no delivery this is the vendor for you. Terrible execution, terrible communication, but exceptional billing practices. The only thing that was on time or ahead of schedule was the bill or an offer for upselling. We contracted in October of 2020 and as of today July 2021 we only have a concrete hole- no water, no gas line, etc. They don't have anything but a sales team- they are resellers with subs. They then blame the relationship with the subs negating any responsibility. I gave AS the $100K not the subs.

    They blame COVID, what they should say is we had a high demand took on too many jobs and have screwed a ton of people. They start the job and they take the lion's share of the money and then they leave you for weeks with no work and no call backs. They barely reply and when they do it is just "sorry". No offer of alternatives, etc. They could offer to fund a town pool membership or throw in a pool cover on the $100K spend- but instead they offer nothing. I would run from this vendor.

    This is the worst company I’ve had to deal with. I would give it -5 stars if it were possible. They had so many issues that I am not sure how this company is still in business. They did construction for my pool for almost 12 months. YES, ALMOST 12 (TWELVE) MONTHS. We signed the contract in early March 2020, and the pool was completed in February 2021. That’s unbelievable. A lot of my neighbors have built pools in 3 months – they started after me and finished construction before mine was finished. Now, I understand why no one in my neighborhood used this company for pool contraction, as this company just a crap. I had the impression that my pool designer (Jeff) believed that he was doing me a favor by designing my pool. All changes that I asked him to make took him several weeks to apply, even small changes like moving equipment from one location to another.

    The employees of this company do not know what customer communication is. If you are lucky, they will reply to your emails in two weeks, but it usually took three weeks. Even if you remind them during these weeks, they keep silent and do not answer any questions about your project. Sometimes, to force them to reply you have to CC the VP of the company. It took this company 5 months to get city approval, really? It took less than a month for all of my neighbors who used a different company. They failed with the Home Owner Association application. It had to be submitted two times before approval was received (this took almost an additional one and a half of months). How is this possible for a company who’s supposed to deal with this all the time?

    They always failed to do construction on schedule. All requests for providing updates on the current work were ignored almost all the time. This company does not really know what it means to keep the customer updated on progress. You must demand it, and demand it several times before you get a response. You really have to push this company to continue construction. That is ridiculous. This company does not know how to manage their contractors. Several times, contractors arrived with incorrect blueprints, which were corrected several months ago. Same thing with equipment – it was upgraded during the early stages of design but the contractors brought the old equipment. It took this company more than two months to replace the old equipment with the correct one.

    The construction manager appeared only three or four times during the 7 months of actual construction. Instead of him controlling what the contractors were doing, assuming they were doing it according to the design in the first place, this responsibility fell on you (and you don’t get paid for it). Yes, you have to watch the contractors and make sure that they do things according to the design. In my case, I had to stop the contractors several times and tell them that this is not what I have in the pool blueprint copies provided to me. The contractors had to leave (for another several weeks) before they obtained the correct copy of the blueprints. This company does not know how to manage documents, how to update them, and how to share them with their contractors.

    Beware about pool equipment. This company gives you entry level equipment and does not provide any options during the design stage. You have to notice this by yourself and tell them that you do not want this crap. This company failed the city inspection several times. If you’d like to be excited about your new pool, go with a different company and stay away from these guys. If you prefer pain and suffering during your pool construction, this company is definitely a top pick.

    Do your research and see that we are among many leaving a review about how Anthony&Sylvan treat their customers after they’ve received most or all $$$. If you have a problem after they have their money, they don’t care. Their scheduling is horrible. They must have a bad reputation with their vendors too because they can’t get work completed in a timely manner. We were patient and understanding. We were told 10-12 weeks. A few days ago we found out it will be another month before we have the next step completed. Making our pool at least a 20 week project.

    This put our daughter in tears because she has been hoping for a pool party for her 18th. We were told they would be done by then as it gave Anthony&Sylvan 20 weeks from dig to completion. So I called and left messages and emailed - asking nicely if there was anything that could be done. I understood it may not work, but for my daughter it was worth a try. THEIR RESPONSE WAS A THREAT!!! That’s right, Chris called my husband and he said he couldn’t do anything. My husband wasn’t as nice as me. Chris said, “Well I could always push schedule back.“ Who threatens an understandable upset customer with even worse service?!? That was the last straw for me. I can’t believe we gave these guys $75000. All we have for it is a heartbroken daughter and a concrete hole that is deteriorating as it sits for months.

    Oh there is more. As our pool sits midconstruction, it’s cracking, equipment is leaking, and we still have another month to wait and see what else is ruined by the heat when it’s meant to have water. My husbands concern is that they must have a horrible relationship with their vendors too. It would explain a lot. Horrible business practice. They must think they’re too big to touch.

No one not even the CEO will respond. What a mess. I wish I never started with them. If I could I would take a shovel myself and just close this hole. Horrible customer service. Also every step of the way you get hours sometimes minutes to pay or they have their subs leave. No advanced notice that they are coming till the last moment. They have been ghosting me for weeks.

    We interviewed several builders and most of them were terrified when they looked at the slope. Our house is kind of on a hill. When Brian with Anthony & Sylvan came out to meet with us, he said, "This is not a problem. We can do this." He had a lot of ideas and he took our ideas too. We had a unique landscape and there were several things that we were kind of looking for. He came back with a design that worked perfectly.

    Jake was our project manager and he was very responsive. There was one day we had an issue between the contractor and them. He got back to me very quickly and it got resolved very quickly. His reports were very well detailed and there were lots of pictures. He was available if I had any questions so that worked out really well too.     We decided on Anthony & Sylvan based on a promise of not having a hole in my yard for months on in and a desire for strong customer service. So we have received neither. Even though they were fully aware of old pond and assured us it would not an issue we had to pay a extra fee of $500 after being told no additional cost will be added. The people who dug the hole called said they would be Monday, showed up Friday unannounced. We asked if they worked Saturday, so we could let our neighbors know and was NO. They showed up at 7:00 am. When digging the hole for the pool they over dug and did not compact the soil properly so again we are be charged another cost overrun of $2500. And still have a empty hole in yard over a month. They never return phone calls in a timely fashion. Very displeased.

    Ryan who was my project designer was awesome. The sky was the limit with him. My project manager was Ray and he was great to work with though it felt like he was stretched really thin with all the pools that were being put in last year by Anthony & Sylvan. There were a few snafus that could have been caught if he would have been here but that wasn't his fault.

    I love the whole pool. I'm kind of borderline with the size of the pool and the heater that I have. I have the biggest heater that there is but my pool is 28,000 gallons. I tried heating it up for spring break for the kids and it never would get to 80 degrees. I wish I could have got it bigger and we got a lot more features. But Anthony & Sylvan did a great job. We didn't even price out. Their reviews is what sells a lot of people as far as their lifetime warranty and their warranty calls. A neighbor had had some issues with her ozone generator. Come to find out, water was getting inside of it. She got Brody, the Sylvan tech, out there and they processed everything under warranty.

    There's a little clouded area on what could be considered warranty or not but you shouldn't have a problem less than a year after your pool's installed. I commend Anthony & Sylvan for their warranty and the way they stand behind their product. If I didn't like something, I was told like, "Tell us if you didn't like it 'cause we'll fix it. This pool's gonna be here for life." There were little nitpicking things that everybody worked out and overall, I'm very happy with it.

    Our designer, Patrick, was the reason that we locked in on Anthony & Sylvan. However, we were very disappointed in terms of the scheduling and what they told us versus what actually happened. There was a lot of delay. They promised it would be built within 12 to 16 weeks but it was more around 20 weeks. The holidays got in the way and they said the weather got in the way too but they should have figured that in. When they say 12 to 16 weeks, maybe they need to say 12 to 20 weeks.

    Another thing is we told them in the very beginning that we had drainage issues that needed to be fixed. We told every contractor that came too. It wasn't until they finished the pool that they started getting serious about it. They were talking about having to tear out the travertine patio to put the pipe under. But they ended up putting a drainage pipe around our wall. They fixed it in the end but it should have been fixed when we told them in the beginning. Also, they had a lot of contractors that did horrible things to our neighbor's yard. A truck, for instance, ran into our neighbor's yard and ran over his irrigation heads. Another truck ran into his mailbox and destroyed it.

    When they were building the pool, the water was running into the neighbor on the other side of us and into their yard. Their backyard was flooded. That happened on a weekend and I called the project manager. He told me he was out of town and he would not be able to get to it for a day or two. In the meantime, our neighbors were really upset with us. Even on a weekend, they should have had a contingency plan if an emergency happens. They should have been able to get it fixed. Instead, our neighbors were sitting there with a flooded yard because it was a weekend and they couldn't do anything.

    I continually was emailing the general manager as well as the project manager but the general manager was a little dismissive and I expected better from him. If I were the general manager and had feedback coming in from someone building a pool this size, I would be a little more empathetic and a little more on it than what he was. They heard everything that was going on but they kept saying, “Well, this is a really big construction project.” It is a big construction project but we don't want our neighbor's yards affected by this work. That kind of put a really bad taste in our mouth going through all this.

    I did recommend Anthony & Sylvan to one of our neighbors who is having an Anthony & Sylvan pool built in their yard. Supposedly, they're giving me a $500 Amazon gift card for doing that recommendation. I filled out all the paperwork but I have not yet seen that gift card. There seems like a lot of struggle in getting things done and it shouldn't be that way. It should be one email and it's done. But here we are several months after it's built and we love our pool. It is very nice. It's 50 feet long and 16 feet wide. It's got a hot tub, a three sheer descents and travertine decking all around on the stone wall. I like the fact that we can swim in it instead of just jumping in and cooling down. We wanted it for exercise and swimming and the hot tub is great for relaxing.

    We moved to a new house and it didn't have a pool. I wanted one. My wife initially said no to that idea but the pandemic hit and she agreed to build a pool. I researched the different pool companies in the area. I asked my builder and he recommended Anthony & Sylvan. I read some reviews. There were two names in particular for my area, a project manager and a designer, that everyone kept raving about. That was when I decided to sign on with Anthony & Sylvan.

    Brandon was our designer. We told him what we're looking for and he came up with a plan. It was pretty much 99% there. We made some tweaks just because of the size. There are impervious land area requirements so we had to make the pool bigger because we needed to have less deck space. Brandon was able to make things work fine. We did a freeform pool with a spa circle in the middle. It's like a kidney bean around the spa. We wanted there to be this long sun shelf for the kids when they’re younger and it had to be shallow. When they’re older, they can lay there and tan. Brandon came up with a really nice design. There are two deck jets that shoot from the far end towards the spa, which is closest to the house. There is lighting in the pool and in the spa. Another feature we have is the spa opens up. It’s a pretty large spillover. It’s kind of this little waterfall feature from the spa to the pool.

    Sam was the project manager for this build. The people who did the construction were very clear on the process and on what would happen. They drew the pool on the grass and we had an idea of how it would look. What was nice with Anthony & Sylvan was we were building a bathroom and a home extension at the same time and they worked with my general contractor to work with the timing. The build wasn’t as straightforward as putting a hole in the ground and putting a pool there. It was more like, “You guys do this part first and then we'll do our part. And then we'll let you do your part, and we'll do our part,” kind of thing. They were able to work around that. They were very accommodating which was great. Brandon and Sam made the experience for me. They did such a good job and I've been very happy with their attention to detail. They appreciate me as a customer. We have a great looking pool and we have gotten a lot of comments on it.

    Anthony & Sylvan built the pool for our last home and that went well enough for me to want to automatically not get quotes from other pool builders and go with the same one. This second one was a little bit different because we were having a home constructed at the same time. This second pool has a spa that we didn't have at the other one. Compared to the other pool that was a custom shape, this second one is more of a rectangle because we're in a very small lot. It was finished in October and it has been beautiful to look at. Even though we have a heater, we haven't actually gotten in the pool but we've gotten in the spa once.

    My only grumble the whole time was the project manager I had this time. The first one I had was great and if he noticed something wasn't done right, he dealt with them automatically. He did not accept less than quality standard. The project manager for our second pool was nice but he was too nice. I had to point out things and say, "For what I just spent on this pool, you need to get them back out here." He did. But had I not said something, things would have just stayed that way. that aside, the project manager did get things that I wasn't happy with taken care of. He communicated with me and was out weekly. He sent his report and if I had questions, he was quick to get back to me on them.

    We have a rectangular-shaped pool from Anthony & Sylvan, and it has a spa and pool inside. The spa is my favorite. Having a Jacuzzi is a great feature about it and it's very relaxing to use that part. I also love the heater. I can use it in the winter months. I love the ability to go and relax and not having to go somewhere else to get into a Jacuzzi.

    The design consultant was very good. He designed exactly what my wife had envisioned. It was a one-time thing. We didn't really have to do many corrections. Maybe one tweak to one of our initial thoughts and then that was it, and the pool was designed. So it wasn't like a lot of back and forth. He came to the house as well. He had all his equipment with him. He was answering all the questions. So, it's overall really good experience.

    The customer service alone by the project manager was insane. He went out of his way to make sure any concern was taken care of to the point that he came one day to do something that wasn't even in his role, and it was burying a drain pipe. He did it himself. I was super impressed. I was going on vacation, and we hadn't had a fence up yet and I was concerned about leaving the pool exposed without a fence because it's a huge hole. I don't want kids going back there and falling in. He brought me a temporary fence to put around my area without me even asking for it. He was like, "Hey, let's, for safety, gonna do this. I know you're going away. So here you are." It was pretty cool. He was already thinking about those same things.

    The scheduling team was amazing from the beginning. It was like a shared responsibility. There were three different scheduling departments. All of them were awesome. I never had any kind of serious issues with anything. I still have one pending thing to be done on the pool that's going to be wrapped up here when it gets warmer. It's something very small, but it can’t be applied during the cold winter months, so they have to wait until it heats up. Then my pool will be completely done. I would always be like, "Yeah, don't go with anyone else. Go with Anthony & Sylvan. They'll take care of you."

    Anthony & Sylvan built us a freeform pool with a hot tub. We haven’t really been able to use it that much because it didn’t get finished until later in the year. So, we’ve only been in it a few times with the hot tub. But our interaction with their design consultants were pretty good and we enjoyed working with them. The construction was good as well. But there was one issue where the crew had not dug the pipes deep enough. So, that caused a delay of about a month because the work didn't have the same design that we had. It just didn't get communicated all the way through to the crew that was doing it. But then they came in and they fixed it afterwards. We like our pool now and we’re happy with with the quality. We're excited to be able to start using it coming up this year.

    We reached out to Anthony & Sylvan in early April and we finally signed and got the process started late summer. They did a rectangular pool. We haven't been able to use it yet because it was finished in late October but we have a heater-chiller so we're gonna be able to get in it earlier than most people that don't have a heater. In July, August, we'll be able to keep it cool and refreshing as opposed to it being like a hot tub.

    The scheduling was kind of questionable. We would get notice day of sometimes. We even got a notice that contractors would be here after they were already here. Other than that, everything went well. The project manager was great. He was in contact. He was out every other week or so. He’d send us an email and picture. Most of the subcontractors that they brought in here to do the work were good. They cleaned up after themselves and didn't make a big mess. There was one that left some garbage but overall, they were probably better than I expected. We have a couple of folks that have been inquiring with us and reaching out to Anthony & Sylvan as well.

    I saw Anthony & Sylvan's little trucks little on my neighborhood during the period of COVID and a lot of people started getting pools at the time. Then, I did more research and for the Charlotte area, they were the largest game in town. I wanted the security of a bigger company in case something didn't go right and I went with them. The pool they gave me looks really nice and as well as the yard. It is a standard pool with a couple of waterfalls. But it's all the stuff that goes with it that makes it look really good.

    I worked with four people at Anthony & Sylvan. The first guy that I worked with was a sales guy named Tim and at first, things were going well. But I really saw his follow-up. He was a Jersey guy and he had this attitude about him that kind of said, "Do things my way or you don't get it done." And when you have a pool being built, you got the family all excited, and you realize it's a construction project. And the reality is, it's going be a war zone back there, so you're trying to get the family prepared for that.

    I lead a $20,000,000,000 organization myself and I have salespeople. So I know salespeople and I know behaviors and good bedside manners. In this particular case, I felt that he was really all about the sale because he would constantly tell me that I was not the only one that he was selling to and they were busy. I understood but I did have questions. And I wanted time with him, which I should have with him to make sure that everything was taken care of.

    Then, I come to find out that everything was not always taken care of. He told me that he would have permitting for the house prior to me getting approval from the HOA but it took him three additional weeks to get the permitting. When I called the office, he had not even submitted anything for permitting and it took a lot longer just to get the dang permit on the window. So he wasn't telling the truth along the way and that really bothered me. So, we went at it a little bit and it got down to the point where he said that sometimes, customers should let go and if it was not what I wanted, then maybe Sylvan was not going to be the place for me.

    But I knew that the problem was with him and not the organization. He pulled that on me on the day of the construction meeting and I said no because I knew my wife would be totally upset. I told them to go ahead through with the construction meeting because the way I saw the process was I only really had to deal with him through the selling of the process. And we'd already had a lot of pain from him. Our house is like a limewash white and when we were going through the selling process, he never said that it was like buying a home and you got selections of brick and different things like that. So I had to beg him to get us to the showroom and he told us to meet him there on Saturday.

    So, we went there and he started talking about the different levels and we got a price that was quite much different than what he quoted because he was quoting the basic level. Then, their basic selection only had two types of stone and they were both brown. So that day, I spent an additional $5,000 to select the right stone for this pool and I was not happy. Tim needs to go back to sales training.

    After he moved out of the way, I got the construction guy and his name was Jeremy. Jeremy was much better and I felt that he actually cared. I realized that they were extremely busy and I felt that he was checking in every now and then. If I needed him, I could get him. And he sat down and went over how the whole construction project would go. He was good from beginning to end and that part of the process with him worked really well. Then, I was really excited with the next reps I worked with, Walter and Emma. For me, they saved the day along with Jeremy because they were on point and they would follow up. While it was a little difficult getting ahold of them sometimes, because they were running through the warehouse or they would be wherever, they got back to me and they answered my question. They also let me know when things were due. They really did a good job and they were happy people.

    I've also watched Anthony & Sylvan do some other pools and I know that they do third parties. Now, I have stone around my pool and I have not had the final team that was supposed to come by. When the third party company called out of the blue and said that they needed to do the final close of the contract, I asked what was left to do that I should be interacting with them. But if I have to do another walkthrough, I would tell Anthony & Sylvan that I was not 100% comfortable with the third party who did the stone around the pool.

    They've already been back once to put back some of the stones that fell down when we had a storm. And when I looked behind there, they didn't come with additional concrete on the outside and laid the stones. So the guy had to come back and put the stone up. Then I told them that they missed some spots and I was afraid that at some other point, they would have to return because the stone might come off because I didn't see them to be extremely detailed with the work. But they said it was good. So, I told them I'd be calling because I was not sure about that.

    Other than that, everything else about the pool is okay. Also, while Anthony & Sylvan agreed to come back if I wanted additional schooling on the pool, I'm just paying somebody to come and do the pool because I ain't got time for all that. But I felt their class on it would be where a guy shows up, he runs through all the valves, he tells you about your pool, and after, he gives you a book and he's out of there. And if you've never changed filters on a pool or you've never done any of that stuff, it is overwhelming. It's like a freaking three-day course pumped into 15 minutes. It's a waste of their time actually because the customer is going to call them back again since it's just so much information.

    All in all, I'm satisfied with the finished product, as well as I've got some questions. I'm happy I got it and I'm happy the process is over. Anthony & Sylvan's contractors that showed up did an okay job for the most part. The guy that was digging the hole, the excavator, I've never seen anybody move a Bobcat the way this guy could move a Bobcat. So he was awesome. But some of the other ones, not so much.

    I had an awesome rep from Anthony & Sylvan. The consultation design was positive. I did a freeform pool with a beach entry, which is my favorite part. But beyond the consultation, there was nothing positive about our build. It was horrible. There was an issue with time management. Everybody's excuse was COVID and I get it. But it became a point where COVID wasn't an excuse. When you tell me I have to pay $42,000 today or you will be not coming tomorrow, I will hold up my end of the deal. If you don't show up for two and a half weeks, that's kind of an issue.

    Anthony & Sylvan could have been honest and said, "Our build crew walked out on us and we don't have anybody to send." That would have been way better than lying and I would have been way more understanding. I found out three months later what really happened. Every step of the way, Anthony & Sylvan missed something. If it wasn't for us catching everything, our pool would not have been what we purchased by any means. It's not even done properly. They would forget to put in a waterfall and the heater. They forgot to put in the bubblers and the deck jets.

    The other thing would be if they set an appointment, they should come to it and not tell me, "I'm sorry, you're too far away." They shouldn't have taken the job. The subs were amazing and they did their part. But the project manager only came out here a total of two times during the whole build. He would say that everything was great when it wasn't.

    My wife found Anthony & Sylvan through internet searches and we have a next-door neighbor who had an estimate from them. We talked to them and we ended up getting a 42 feet long pool. It's roughly 18 feet or so wide, six feet deep in the deep end, and three and a half feet in the shallow end, with a gradual and fairly steep slope down into the deep end. It’s made of a PebbleTec base on the bottom and it's full inground. It has two skimmers, two drains, a heater, and salt. We use salt instead of chlorine once it warms up.

    Our pool looks really nice but right now, we haven't been able to use it yet because it was installed and really didn't get in the ground for use until October. And we're in Southern North Carolina so it was cool enough that it really wasn't too pleasant to go into the pool, except for my grandkids who enjoyed it for a week or two before it got too cold. But we're looking forward to using it here in the spring, and using a heater to warm it up a little bit to start with so we a few extra weeks on winter to spring end of it.

    We had a really good experience with Anthony & Sylvan's reps. They were helpful, gave us suggestions, and did a good job of keeping the many different contractors working fairly well. We had some delays and it was a very busy time here, with the COVID and a lot of people putting in pools. But they got the pool in the ground and finished correctly. So, we didn't have any major things where things would have been redone. But I wish it was done a little faster. It was finished four weeks later than we expected to have it done and that was a major concern of people in that period. It was because of the demand and they can only do so much for so many people in so many days, so I understand. But the quality of the workmanship is great and I haven't had any problems with anything yet. So, I'm happy with that part.

    The project manager Adam was terrible. He never called back. He was hard to get ahold of. He did not inspect anything after each thing was done. He just walked, stood in one area and looked at it, and then went back to his truck and wrote up a little report. Because of that, we're having so many issues with it. There were multiple leaks. They were trying to argue that there were none but sent leak detection out, and they found it. Then they have not put a light cover on the sun shelf on the little LED yet. They came out and replaced it 'cause it didn't have a cover, but they still didn't put the threaded cap on it, so they just caulked it. When you touch it, the caulk just turns to powder because it's getting wet. Then the scheduler is non-existent. We'll call her, and then it's days before we hear back, and there's still no solution, just excuses.

    The only positive thing to say about is Ron, our design consultant. If we need something done, because we can't get through to the scheduler or anyone else, we contact him and he has something done about it almost instantly. Ron has been great. Nobody else has been cooperative. It's been a huge hassle getting anything done about it.

    The sales guy that was here seemed to be the easiest to work with. His initial design seemed to include the things we wanted already. So, Anthony & Sylvan's sales guy/designer kind of started already where we were, gave a price and a design for what we were asking initially. Also, Anthony & Sylvan does a lot of business. So I didn't get the sense that in a year or two they were gonna fold and no longer be here to support any sort of warranty or not help us anymore.

    For the pool design, they had something back within four or five days. It was all on a software that we could get a true 3D design on the computer and you can kinda plug and play on the computer to see exactly how the layout would look in our backyard. But we weren't happy with our project manager. He seemed to not keep us in tune with what was going on. There were some other options that we could’ve had as things were occurring but we weren't aware until things were done. He didn't seem to communicate anything. It seemed like whenever we would talk to him, he'd be like, "Remind me what you guys were doing again," or we would be reminding him and saying, "Don't you have a file? What's going on?" I'd have to ask three or four times. He didn't seem very organized.

    The crews would show up and start going in your backyard. There was supposed to be a scheduling person, but they might say they were coming tomorrow at noon, and all of a sudden, I got 10 guys on my fence at 6:30 in the morning. So my expectations seemed different. Also, they drove up my driveway and cracked it but they told me that they were not responsible for that. But overall, it was a good job. The pool looks great and the design was great. But the overall project could have been managed better and it could have been smoother.

    We got an in-ground pool with the shell. It's black with blue tile, and it's beautiful. It has the bubble ups in it. It also has the pebblestone. It works great. My little grandchildren love the pool and hanging out and play in it. When the designer came here, he listened to what we wanted and drew up a picture and showed it to us and it was great.     The designer was as knowledgeable as he could be without being one of the actual tradesmen. We got a geometric pool installed and we had some problems with the sprinkler system getting damaged, and we had a little bit of pushback about Anthony & Sylvan covering that cost. So my mom had to contact the local owner on Facebook to get a response. That could have been better. But in the end, we did get it worked out. It's a process when you're dealing with so many different service people.

    We got a free form pool with a lazy river spa and a sunken fire pit from Anthony & Sylvan. The design consultant was great and the project manager was very receptive and helpful. But, the scheduling and administration side of the company was absolutely horrifying and non-communicative. They would schedule people who wouldn't show up and they wouldn't let us know. They were defensive when asked what was going on. A project that was supposed to be 12 to 14 weeks ended up being 20. Also, the crew did not clean up.

    Anthony & Sylvan should be more proactive with their communication. I understand everybody's working under COVID but they should make sure they are communicating to me instead of me having to reach out to them. It's a big investment that I'm making and they should have some customer service talking to people, especially the VP and Director of Operations. Those two seemed very entitled and they didn't care about our concern. We love the final product but we hated the people we worked with to get there. We would definitely not recommend them to our friends.

    I found Anthony & Sylvan by searching around Google and chose them. They are a larger company that has a lot more positive reviews online and their presentation is the most detailed. The people were super responsive and easy to work with. They communicated pretty well. Our construction manager was Mike and he was out here very often and always took time to check in and make sure we were happy and didn't have any questions about what was going on. They helped me work with another local company, CCR Backyard Designs, to handle a lot of the hardscape work. Corey, who's the owner of that company, was also super great to work with and really helped to tie everything together at the end. It's great to have that pool to get out of the heat from the hot summers we have here in Charlotte. I love how it goes with the rest of the backyard. It's a nice centerpiece there to look at even when we're not in it.
