I’ve been with 2-10 Home Buyers Warranty for a few years now and the service person that they sent out for my recent claim was the first one that was competent and knew what they were doing. Dealing with 2-10 is kind of a double-edged sword because most of the time they send somebody that knows nothing. I have to get the service person back two or three times or have a different service person brought in. It’s been an extremely frustrating process to work with 2-10, but I’m contractually obligated to my ex-husband to keep the contract going until we sell our house.
Moreover, 2-10 send out people that say things that are absolutely wrong. They’ve sent me a plumber that refused to remove the faucet from the sink because of some stupid rule he made up and said, “You have to do it because I can’t be liable,” which in hindsight was ridiculously wrong. That individual was fired the following week. The quality of people that they send out are horrible. I happen to get lucky when they sent the one technician from Garage Door and More. He was absolutely fabulous and I wish they had more service technicians like him. Overall, I wouldn’t recommend 2-10 Home Buyers Warranty.

We called Home Buyers when we had a drainage issue and got very prompt service. It was the first time we had done a claim with them. I called Home Buyers and then the contractor called me to set up the appointment. A very nice gentleman came in, looked at the situation, pulled the dishwasher out, turned it upside down and put a new clamp on the pump. It was definitely worth a $60 service call. We have until January 22nd, but we will renew our contract. The experience has been perfect.

I heard about 2-10 Home Buyers when I bought my house 10 years ago. I didn't know anything about the air conditioning and all the things that it has so I thought it would be a good idea. When submitting a claim, all I do is call, tell my problem and then they tell me someone would call me within 24 hours. They'll call, set up an appointment and come out and take care of it. I don't ever have any problems getting in touch with them and that's usually the biggest problem I have with anything - trying to talk to people.

I've been with 2-10 Home Buyers since I moved into the house. I don't make that many claims, just about three in thirteen years which is good but there's nothing for loyalty. Everybody seems to want to get new people but nobody seems to reward the people that have been loyal. But submitting a claim was easy and the contractor did what he had to do, and was very pleasant. I always recommend 2-10.

We've had coverage from 2-10 for more than five years. Our most recent claim was submitted by phone, and it was easy. The company that came out was very nice and efficient, and everything went well. I would recommend 2-10 Home Buyers Warranty.

When I bought our house in 2004, I also heard about 2-10 Home Buyers Warranty. I usually submit my claims over the phone and speak to a representative. Usually, the first person they send out always says something is broken and can't be fixed - they have to order a part. 2-10 then sends somebody else and it'll take two or three days for the contractors to get back to me. Some, but not all, of their contractors have been great. The most recent claim experience I've had with them was fine, but the contractor was a little late getting here. I called on Friday but I didn't hear from him until Monday. I'm very dissatisfied with 2-10 but I'm pleased with that one contractor they sent to check my air.

When I bought my house about a little over a year ago, I saw an advertisement they had with the realtor. I never dealt with them before so I decided to give it a try and was satisfied with how easy it was to get in touch with them as well as to have the work done. The first time I used them was during a cold spell and it was hard to get somebody up. They went into trouble with time because Virginia had a lot of cold weather, lots of pipes went out and we had to wait to get it done. It took them seven days to come and when they went, there was no problem and had it fixed within a half hour. They were very nice on the phone, hospitable, and tried to get it done as soon as they could. Overall, 2-10 Home Buyers Warranty's very good and reputable.

I've had a fantastic experience with 2-10. The contractor who came out for the air conditioning is a very nice young man. He looked at it and fixed the initial problem – water running all over the basement and garage floor. I had them come out on a number of occasions to do different things like plumbing, but mostly for the air conditioning. I have suggested them to some of my friends and they're thinking about joining. But I do have one concern. Last time, they replaced my whole air conditioning unit with US Heating & Air. But when they installed it, it was not straight, and that caused condensation to leak into the box. It's been the third time that I had to call somebody to look at my unit and the water was in the base of it. And the only thing that's going to fix it is that they have someone come out and install it correctly.

The warranty was purchased for us by the previous home owners. Our refrigerator went on the fritz so we made a claim about a week after we moved in. But, 2-10 put the warranty into the previous owner's name so we had difficulty in getting it into our name so we can get the refrigerator taken care of. Once all of this was straightened out, the people who came out and fixed the refrigerator had to order parts. Everything went fine after that. The service contractor was fine. We didnt have a problem with him but submitting a claim was difficult.

Over the last 10 years, I have given them $6000. The only reason I have a home warranty plan is because I'm a psychologist. I don't fix things. But when things break, I want it fixed. Each time that they've had to repair something, no repairman has been in my house more than an hour. The last one was here 20 minutes but he knew what to do to fix it and it was over and you still pay a $75 call fee which I forgot to add.

When we bought our home, the 2-10 warranty was part of the deal and it was one of our buying points. The first claim that I submitted, I had no problem with it. With the one that I submitted this time, their people said they were going to send someone out here and that I'd hear from them within 24 hours. I realized that it was late on a Friday and I didn't figure I'd hear from them until Monday morning. They called me late Monday afternoon and said they couldn't be out until the next day.
I called 2-10 Home Buyers and they told me that I could have somebody else come out and I'd be reimbursed for it. So I called another plumber that came out later that same day and got it done. The only problem that I ran into was I was told by the person that I called after I had the work done that I should have gotten an approval number first. But I was never told I had to have an approval number. And she said, "Yeah, I see here that he never did mention it to you and I see in his notes that it was never mentioned." I submitted it and haven't heard anything yet about them reimbursing me.

I had a bad experience with a previous claim where I didn't understand the service fee that you pay or what's going to be worked on. I tried to explain to the service contractor in detail what the issue was, and when he came, the guy couldn't do any work. I was upset because 2-10 wanted me to pay the service fee even though he just showed up and looked without doing the work. It did get waived, but I wasn't too happy with how that was handled. I'm pretty happy with the protection and I do feel more protected than not having it for emergencies, but it seems on certain items, there's a cap where you don't go a certain amount. So if there's something that's seriously wrong then I won't be able to get things fixed.

I had 2-10 Home Buyers Warranty out here several times for different things, and we’ve only been here a few months. For the most part, I’m very happy with them. They haven’t hesitated in coming out and assigning somebody to come out, and we appreciate that very much. They always make it a really easy process for me except in some cases. I had a lot of trouble with the garage door. I don’t know how experienced some of the guys that came out were; they thought they fixed the problem but they didn’t. They ended up putting in a new garage door opener, which we appreciate, but they had to come out 3 or 4 times before that decision was made.
They also put a new thermostat on one of the air conditioners. They came 2 or 3 times on that before they decided to do it, but overall, I was happy with them. It just takes up a lot of time going back and forth. They were very friendly, nice throughout and very business-like about everything. I would recommend them. They’re very good people.

The service we had with 2-10 was not done. The person who came didn't take the commode off and was rude. We have to pay seventy-five dollars because it's seventy-five dollars per call to have somebody come out even if the service is not done. They could have done a better job of providing customer service. He could at least took the commode off to examine it instead of just giving his professional opinion, collect the seventy-five dollars and leave. He did absolutely nothing. However, sometimes mechanics come late, it takes almost three days for the initial thing to happen because once I complain to Home Buyers Warranty, they inform the local services and then they will call me and schedule. I have had 2-10 warranty since I bought my home 14 years ago and have made various claims with them through the years and always been highly satisfied. My latest claim though has not been a smooth process. On November 10th upon returning from a vacation to Hawaii we discovered that the heat pump was not working. I immediately called 2-10 and they found a contractor. The contractor came to the house and without really even looking at the unit diagnosed it as irreparable and recommended that the entire unit be replaced. They filed the report with 2-10. All of this was done within two days, so not too bad up this point.
Two days later 2-10 called me and said they were contesting the finding and wanted to send out a second contractor. The second contractor contacted me later that day and we set up an appointment. He was much better. He completely tore the unit apart and did a proper diagnosis of the problem. His diagnosis was that a compressor part needed replacement and that the unit was reparable. He said he was going to file his findings with 2-10 then let us know. That was 5 days ago and we are still without heat.
I called 2-10 today and they confirmed that they had approved the repair and that I should contact the contractor directly to find out when he might have the part and be able to effect the repair. My issue is that 2-10 was the one that wanted the second opinion and then did not follow up with any communication and just left us hanging. I had to call them. When called the young man, Courtney that helped me was great but I had to do the investigation. So we are now on day 16 without heat and I have to call the contractor myself. I also have now paid two $75 service fees to two different contractors. Courtney tells me I should get a refund for the second one. So we will see. Too bad as before this I would have given them the highest rating.

Said needed new ones, took his payment and left. After 2 hours called provider to learn 2-10 would have to provide parts. After numerous calls (cause they didn't call back) and their failure to be able to provide the part to the contractor by Friday I chose the buy out option (after 5 days with no hot water I couldn't take it anymore). I've had a frustrating experience with 2-10 Home Buyers in the 3 1/2 months we've had it. I haven't had a good experience with them yet. Every time I submit something, I have to go through 5,000 people before someone will give me an update on any type of claim status. No one knows anything and no one can actually push something forward. I'm finding that all kinds of aspects of repairs aren't covered, but they won't cover the replacement of the item either. I have to bounce around between different levels of client support, it's ridiculous.
I can ask the same questions to 3 different people and I'll get 3 different answers which tells me that their training is terrible or the manual that they're reading from are just nonexistent. Every single contractor that they have sent to my home has had a terrible rating with the BBB and I have had to get my own contractors to come back and fix the work promptly. The last work that was done on my plumbing pipe didn't even pass an inspection. The parts that these people put into my home were not allowed so it wasn't up to code. The next time I have a failure, even though I have this warranty, I'm not calling 2-10 because it's useless. It costs me $75 and I just have to spend my own money to have someone come back and fix it.

Our water heater went out and leaked water everywhere, so we called it in. At first the original scheduled appointment was 5 days later... 5 days with 0 running water because there was no cut off valve to the water heater so I called and finally got to talk to a person (first time it was all automated). I was able to get it scheduled for the next day. Contractor showed up, took the $100 deductible and called in the order for a replacement. 2-10 called us back the the "Additional charges" $460.00 so in total we had to pay $560. Both tankless and tank-type water heaters can serve as whole-house systems, costing an average of $679 to install. Some applications may warrant multiple point-of-use (POS) units, which are installed for an average price of $481. Tell me again what was the point of the warranty if it still costs the same as not having one.

When I moved in my home, the previous owners had a 2-10 Home Buyers Warranty, so I continued it. And after my first service call, I was pleased with it, so I just continued on. I've had it for probably about 13 to 14 years. I've used them several times and really only had one problem with one of the service technicians. That was a couple of years ago, where he came to fix my garbage disposal and it needed to be replaced. He was like, "Well, I can't fix it". So he took the $75 and left. But the good thing was that all I had to do was call the company and they sent someone else out the next day who did a perfect job. That's one thing I like about them is I don't have to argue with the service people. It's like if I need something done, if they don't do it right, all I need to do is call and they'll send someone else out. Overall, I think it's a good service. I recommend them all the time.

I call 2-10 Home Buyers Warranty about my heater not working. They set up a appointment fast but here's the problem - they send a tech that show up in my house to check the furnace. He didn't have a tool with him. He was only 15 minutes in my house and guess that the stack switch was the problem. Right away asked me for 75 dollars and told me that he will request the home warranty for the part. Guess what they call me and told me it was not covered because was a flue venting problem. Really the stack switch is the main control of the furnace.
I called them then and told me that there is nothing they can do, that her best advice will be to call a contractor and pay them to fix it. I did bought a new stack switch and my furnace still not working. How they send a tech with no tools, spent 15 minutes in my house without checking anything and then tell me is not cover. I will be calling my lawyer because somebody needs to fix this problem and pay me the 350 dollars I paid to replaced a part that was not the problem when the tech never check anything else.
Updated 12/1/2015 - I'm very frustrated with 2-10 home warranty. I'm doing this again to see if something is done, over a month now since my first claim, oct 27. First they sent a tech that did not check anything and told me it need a part that was not cover. After I paid someone else to installed the furnace still not work. Called them and nothing was done. After I posted my first bad review they called me right away and send the same guy but now with another tech. That was 2 weeks ago and now from just one bad part I need a new furnace. How that happened if he check it last time and is was just that part? Anyway is getting cold here in pa and still nothing is been done. I have small kids and this is not acceptable. I consider this a emergency. They called me and told me they will replaced the furnace but I have to pay 1280 dollars for additional modifications.
So what do they cover is probably I'm paying more than them. And also is the same company they hire to do a poor service that's not mentioned the 350 I paid to fixed unbroken part plus 75 dollar fee. Last time I called them was today cause I haven't heard from them and now there was a problem with the shipping of the furnace. I don't know what to do anymore. I need some legal advice cause I don't think is fair me paying almost 2000 dollars for this poor service and have to try to stay warm for over a month with 2 space heaters that are costing me a lot in electric. Any legal advice I can get will be truly appreciate. Is frustrating. Don't understand why they don't do the right thing and research better before hire contractors that are representing them. They're the one getting bad reviews not the contractors.

I paid for a 2-10 Home Buyers Warranty when I purchased my house. Yesterday my hot water heater started leaking quickly, the water is going through the walls in my finished basement. I called 2-10, they said it was an emergency and would have someone out in 4 hours or less. 4 hours later no phone call. I called the contractor they sent me and they said they couldn't help until Monday. Never called or anything to tell me that. I called 2-10 back. They said they were sending another contractor out as an emergency. They would arrive within 4 hours. 8 hours later I have heard nothing. I guess 2-10 was a huge waste of money.

Jacke, we reviewed your service request and replacement of your hot water heater is complete. You initiated a service request on Saturday, 11/15.
While we were not initially successful in locating an in network contractor, you were offered to locate and use your own. However on 11/16 you chose to wait and use the in network contractor we had available, which completed the replacement of the hot water heater.
The terms and conditions, section B9, “We are not liable for failure to provide timely service due to conditions beyond our control; including but not limited to, delays in obtaining parts, equipment, weather delays or labor difficulties.”
As a goodwill gesture we reimbursed your service fee.

Still I'm glad we have the warranty. It would have been a lot more expensive if I had to contact the contractors straight without a warranty.

I’m very happy with 2-10 Home Buyers Warranty. The warranty folks were prompt. They gave me names of local companies to deal with and typically gave me a work order number to be able to give to the people who will do the work. When I called for my air conditioning and heating, they were out the next day. The only problem was it took two weeks to actually figure out why there was water dripping out of my ceiling. They came out every day but once they finally figured out what the problem was, they got it fixed. The warranty covered everything. 2-10 also told me who to get in contact with to do the drywall and finishing. I got in touch with them and they were out the next morning and were done within a day.

I believe in 2-10. They're a good product and I was happy with them. I've used them and then stopped for a while, and started back again. I submitted a claim recently for plumbing, and a gentleman came out and fixed my toilet - he was very polite. However, with the other claim for my dishwasher, they never came out. But I would still recommend 2-10.

I've had 2-10 Home Buyers Warranty for about five years and they are much more reliable. Setting up a claim is a very easy process. I tell them my problem and they check if it's eligible or not, and then they will call quite friendly people. All the contractors who have worked here were good. 2-10 Home Buyers Warranty is doing excellent work.

I first heard about 2-10 Home Buyers when the builder mentioned it to me when I bought the house. It was a recommendation, and they've been good over the years. The process of submitting the claim was easy. You speak to somebody about the claim and usually you hear from somebody who they recommend within a short period of time, and you set up a date. The contractors are very capable and fine. They got the job done the first time they do it. Plus 2-10 Home buyers take the information and usually we get a follow up call from them to see if we had any problem with the contractor. I would recommend them to a friend.

The last time I submitted a claim was difficult. I had two plumbing issues and they had to make out two separate tickets and it was a long ordeal. Then the claims representative had to get her supervisor to approve something. It was like two plumbing issues being resolved by one person. Then when she tried to do it, she submitted the second ticket and it pulled up a different company so she had to override that.
The contractor they sent was another frustrating thing. They came out here and didn't fix it right away. They assessed it and then I had to make an appointment for another time for them to come back. It's a pain if I have to take off work. It took a while for them to repair it. The biggest thing is that I wrote the check out to the plumbing company and when I saw my bank statement, somebody changed the name and put their own personal name. It makes me wonder about the company. 2-10 Home Buyers Warranty accomplished what I needed but it took a little while.

2-10 was the recommendation of our realtor. The first time we submitted a claim over the phone, the company we had was great, but I was not that impressed with the plumber they sent out. The issue then was so easy. My son's tub's overflow valve was loose and then he was having me call somebody else. He said that it wasn't a plumbing issue, and that maybe we couldn't use the tub anymore. So, I called a friend of ours who is a plumber and the first thing he checked was the overflow valve and so 2-10 sent somebody else out. Later on, they were able to fix it and then I didn't have any problem with it since. The second time, the company we had was great again and the person they sent out was great too. I had water underneath my house and they sent out an HVAC person who was able to clear it up and did a great job. Also, the reps I have talked to were very professional and efficient.

This warranty does not cover "pre-existing"conditions! Anything that was wrong on your closing date is not covered, therefore if the folks who sell you a house know full well there are costly problems - - you are OUT OF LUCK.

Elizabeth, you initiated a service request for your dishwasher 5 days after the effective date of the Service Agreement. 2-10 Home Buyers Warranty dispatched a service contractor who reported numerous failures, 14, mostly due to rust and age. The terms and conditions of the Service Agreement state "We provide service for covered systems and appliances that are in place and in good and safe working order at the beginning of the service period." Based on the number of failures and rust, the dishwasher was not properly working and we are unable to provide coverage.

A couple of the toilets, their water would be leaking all the time and a couple of the sinks is leaking as well. And so we gave them a call and they connected us to Bullseye Plumbing. Anyway, our experience with them is just fine. There was just a minor issue with Bullseye Plumbing but it was resolved. They sent a work order over to the company. The company called us, although we were given the contact information and if they haven't called us in a reasonable amount of time, we had the information, call them. We explained the problem and it wasn't the same repair person that came back but they recognized the working could fix the problem. They were responsible for making us satisfied and they did whatever it took.

The warranty was provided by the seller when I purchased my home in July of 2015. Part of the coverage was the furnace. When I had the gas turned on at the house it required a full inspection from the local gas company of the furnace and water heater. Furnace stopped working. (Not the first use of the season in late October 2015). Called in claim, they sent a contractor. (Contractor said there were cracks in the heat exchanger and the furnace needed to be replaced). 2-10 altered and ignored the report and recommendations of the contractor it sent in order to deny the claim as "pre-existing". (Both the contractor and the local gas company said it was probably not pre-existing).

2-10 Home Buyers was suggested to us by the builders that we bought the home from. Everything was great with the company like submitting and getting the work done, except for one time with my washing machine. Their guy never called back or ordered the part. I was without my washing machine for three weeks and had to go to a laundromat. I'm disabled and I had six people here. It was very disconcerting. Also, their prices went up every year steeply. So since our term is up with them this year, we went with one that's a lot cheaper with the same coverage.

Original Review: Nov. 4, 2015
I purchased a house a month ago. No one had lived in this house 3-4 months prior because the owner had a stroke and was being taken care of by family members. Once we moved in and started living in the home, plumbing issues became apparent. The pipes make noise when you open any faucet and the water pressure dies out when you open more than one faucet, including the hot water. I contacted 2-10 within a few weeks to have them come out here to fix the problems (Mind you, I am NOT a plumber).
The first vendor they referred never called me within the 48-hour time frame and when I reached out to them about the work order and why they hadn't called me, they were rude over the phone. I called 2-10 and asked for a different vendor to be sent. That vendor sent a plumber that never looked around the crawl space for leaks and never checked the water heater. He went straight to the (PRV) valve and replaced it. He said that would solve the problem and I was charged a $75 visit charge. That didn't solve the problem.
I called 2-10 again and they sent the same vendor, but a different plumber out. That plumber discovered a leak underneath the kitchen sink, which he fixed, and he told us that there was another (PRV) valve somewhere outside the home, which 2-10 didn't want to cover. I had to pay another $75 fee. He also found a leak coming from the water heater and the water around it was black and yellow, which meant there was corrosion. He told me the water heater needed to be replaced and that it was 20 years old and corroded. He called 2-10 to get approval and they denied it all. The vendor continued to call 2-10 to fight for coverage and they finally gave in to replacing the (PRV), which, if I may add, clearly states they are supposed to cover in their policy.
As for the water heater, they claim that the plumber said it was an existing issue. I called the plumber and he told me they are lying because he clearly told them that he could not determine how long the leak had been happening. Well, there was no leak before because we had a home inspection done on the house prior to closing. 2-10 then told the plumbing company they wouldn't cover it because the warranty was only 2 weeks old. Well, no ** Sherlock! This is a Home Buyer Warranty!!!
After a week going on this back and forth, I called 2-10 and got into an argument with them about coverage. They still refused to cover it. They then called me back and told me they wanted to send out another company for a second opinion, at which point I told them that if the water heater burst and all of the water got into my basement, I would go after them legally. Their response, "I'll notate that on the account." I asked if they would cover the damage to my house if the water heater burst. Their response, "I'll notate that on the account." I asked for my money back. Their response? The same.
The next vendor called me on Monday and told me told me that they would come out this Tuesday. Later that night, they called me again because they said they got a work order to replace the water heater and asked if I knew anything about it. I didn't, so I said no. They said they would call 2-10 to figure out what was going on and would call me back. I told the vendor that if when I got home, if the water heater was leaking more water and looked bad, that I would buy a new one myself because I was done with the back-and-forth.
About an hour later I got a call from a 2-10 agent that was rude and nasty telling me that I told the vendor NOT to come out and so the vendor refused to come out because I was going to replace the water heater. Again, I told the lady to put the vendor on 3-way to prove that was not the case. She refused to do so and told me I had 3 options: to accept another one of their vendors to come out and do another inspection; to use my own vendor, which they wouldn't cover all repairs; or to do it myself and that nothing would be covered. Once again, I told them to send out their vendor. All of that happened on Monday. Now it's Wednesday and no vendor has called me. The water heater is now leaking so much water that I had to turn off the main water line. I now want all of my money back from this company. They are liars, thieves, and refuse to honor their own coverage. I am now forced to replace the water heater myself.

When we purchased or had this house built, 2-10 was the warranty company that the builder had given us. It's convenient and very easy to use. I submit a claim by phone which is pretty simple and usually automated. And the service contractor for our recent claim was nice, has been out a few times and he's fixed the hot water heater problem, but after the 30-day window, it happens again and I have had the same incident a few times. The service contractor basically told us that this particular model has been having a lot of issues. So personally, I think the hot water heater should just be replaced.

I have 2-10 Home Buyers Warranty since I built my house in 2006. My house is basically new, I dropped $400,000 in it which is a lot and things don't crap out with a new house that has been to inspection the whole deal. My experience with 2-10 Home Buyers Warranty started rocky. The switch in the bathroom broke. I didn't have those copper switches in the house. I had what they called "Ruckus" which is panel-like, it's not flip up and down. I couldn't turn the lights on in the vanity area of my bathroom. Simultaneously, the switch in the dining room that has a dimmer on it became faulty. Then the one in the garage was faulty, too. I said I've got to check them all and see what's going on.
For some strange reasons, the automated system was a robot and did not address everything directly when I called in. They only want to let me address one. They were going to charge $75 for a test of one switch and then come back for a second and a third time for $75 respectively. That would have been almost $300 which I didn't appreciate. I didn't think it was fair. The only way I got it rectified was I had to call back and talk to a person. The person I talked with said the other fees were waived. I attended to a lot of hula hoops to get the other two squared away, and it took me a while to get it done. If I didn't speak up I would have been mistreated.
The system needs to be tweaked to respond the way it should. It needs to be enhanced to address more than one answer. It should say, “Are there any other circumstances that you have to deal with?” It only deals with one thing and then cuts you off. It shouldn't leave a person hanging, thinking that they got to call separate times for three problems with the same type of technician. I can see if it was electricity, plumbing, and some other circumstances, but it wasn't, it was the same thing. Other than that, the technician came by and took care of it. Took them two or three days and they finally did it, so they're working fine now.

When I bought the house, the realtor included 2-10 in the closing. On my second claim, I called in my dishwasher that went out on me and a seal leaking on the pump. They had to approve it first and once they approved it, the parts were ordered. The fellow that did the work did a very nice job, and he was very clean and courteous. I had no problems at all with the company that did the work. The only thing that I didn't like was that the warranty company was just a little bit slow on responding. We had to call them to find out what was going on and they never got to us. On my first claim, I had went nowhere. The spring on my garage door broke and it was on a Saturday, and our only vehicle was inside the garage. I couldn't lift up the garage, so I called several companies in the area to come out and repair the spring and one company said that they could be out there in two hours.
They came out and replaced the spring and some rollers that were defective. To make the long story short, it cost me about $450. So, I paid the bill myself and I called 2-10. I didn't know that the company worked on a weekend, so I called the warranty company on a Monday. They told me I was supposed to call them first. I told them that I did not know that. It was an emergency and I had to get the car out. I said, "Can you forgo that? We're not talking about a terrible amount of money", and they said, "No, we can't do that". I sent them a letter explaining again what had happened, asking if they would reconsider and pay this bill, and they said, "No. You didn't follow the procedure and we're not going to pay for it". So, would I recommend that company for somebody else? Absolutely not.

George, while the Home Warranty Service Agreement would have covered the spring that broke on the garage door, the terms and conditions of the Agreement outline what is considered an emergency, as well as that 2-10 HBW will pay or reimburse costs that have been pre-authorized. Service performed without prior authorization, as was the case when you asked for reimbursement from a completed repair, is not eligible for reimbursement.

I contacted 2-10 to set up a work order to have a plumbing leak addressed in my main bathroom. 2-10 set up appointment with Accent Comfort Services to come to my home. I had the same exact problem last year and had a contractor fix out-of-pocket. The commode's wax ring was either not installed properly or was worn out and leaking sewer water under my vinyl floor with the same bubbled up vinyl floor as last year. When I explained this the service tech, he immediately said it "had to be the shower", due to some tiles being cracked. He never even checked the toilet for issues, but went under the house and told me it was the shower pan, charged me my $75 fee and told me "GOOD LUCK".
Once again, I had to pay out-of-pocket for damage to the floor & wall due to the commode leak. How did I know it was the commode, you ask, due to the fact that the floor was urine soaked! AND we flushed the toilet while the vinyl was pulled up and saw with our own eyes that the leak was coming from the toilet. Needless to say, if it was coming from the shower, it would not have urine in the water!!! I contacted 2-10 Home Warranty about the oversight and misdiagnosis and even sent photos that my out-of-pocket contractor took of the leak. Albert, one of the Customer Service Managers, informed me that his "plumbing specialist" in house looked at the photos (attached) and said that Accent had not misdiagnosed the leak and that a refund of my fee was not due me. Truly unhappy with service and will be notifying the BBB.

I've had 2-10 Home Buyers since August through my realtor. She picked Home Buyers and I was more than happy to defer to her knowledge on that. It was OK. There was only one issue that happened which was a problem with the AC unit. The initial vendor that they contracted with to fix the unit was awful. The company came out and took a look, said "We got to get back and get authorization from 2-10 to buy the part to fix this." The process went on and on and I kept on calling 2-10 asking for update but there was miscommunication. The contractor was telling 2-10 something different than what they were telling me. They kept telling 2-10 that they needed different parts and that they made bunch of site visits when none of that ever happened.
So finally when I connected with 2-10 someone said, "With the last site visit, they said they needed another part" and I said, "What site visit? They haven't been out here in two weeks." It was that comment from one of the 2-10 employees that exposed the situation wherein the vendor was screwing everyone along. If they haven't made that comment I don't know how much longer it would have continued that way. So that was a concern but in the end they immediately canceled and went with a different vendor who had it fixed within 6 hours. It was great that that vendor worked so quickly but it also reflected very poorly on the two weeks of time that I've been waiting without an AC.
It's not that I wouldn't recommend them to a friend but if I did, I have to sit them down and tell my friend the entire backstory. And one of the great things about 2-10 is that you can always call and get a human being that's really nice. But if they don't know what's going on with your case, it doesn't help that much. Because I was talking to a bunch of people who were saying that the ticket's still open, it's still being worked on and that they haven't heard back. So it's all these back and forth. They could never really describe any detail, only after I started demanding and getting more abrasive with them. So I had to get really aggressive in my questioning about where it is. And most of the people I talked to initially didn't seem to know where it was. But even when I asked pretty pointed questions, most people couldn't answer that.

Peter, thank you for sharing your story. As we continually work to improve our processes and contractor network, we value hearing about our customer's experience.

Then they were supposed to put a pan in, instead I had to call about it because the other pan up there rusted out because it wasn't put in properly. We had our AC go out this summer not once, but 4 times and living in GA in 95F+ degree weather we were miserable. We would call to get help and ask for Emergency service. The response we get is the company dispatched has 24 hours to respond and even then don't have to immediately come out. After failed fixes and multiple outages we finally had it fixed. In addition the repair wasn't even covered, so we paid a $100 for a "service call". In total we had no service for 16 days at the hottest time of the year!
We recently (8 days ago) had our water heater go out. It took 4 days to get someone to look at it and now a part is on order. We are looking at another week with no hot water. It is ridiculous the minimal amount of follow up we get and lack of a sense of urgency anyone has. We really should have forgone using the warranty we received with our new home and just called someone to get it fixed on our own. We will not renew the warranty. It is basically worthless to us.

I have only have very few incidents of needing anything done, but I'm very happy with 2-10 Home Buyers Warranty. I was looking through American Home Service, which is who I had when I left North Carolina. They were no longer available, and I found 2-10 as an alternate. They respond very nicely and I get very exceptional cooperation from each of the contractors. I have nothing but positive comments about any and all of them.
Shortly after we moved in, the hot water heater went bad and they had that replaced. Then the washing machine, a Kenmore, went bad and it turned out to be the pump. I was sitting there with a load of clothes in it and a load of water, and I couldn't get it out. The contractor, Anthony and Son, happily came by that same evening, changed the pump and took care of it. In fact, I had the clothes in the dryer that very night, so that worked extremely well. They did a good job, a very good contractor. And this morning they were able to line up Jackson Heating & Cooling for me, and that went along splendidly. Also, today I have a plumber who is willing to take care of all the things going wrong with my plumbing and they had experienced with that same outfit before. I heard about 2-10 back when it originated because I was in the real estate market and I knew one of the founders of it way back. My builder's warranty ran out so when I got it, I signed up for it and I've been having coverage on the house ever since. It gives me peace of mind. I'm retired so it helped me know that I'm not going to have any major out-of-pocket repairs that I can't afford. I called in a claim for my air conditioner with 2-10 and right away I got a response and said, "I can be there in about a half hour." and he was. He replaced one little part in the compressor and it works fine. He was in and out in five minutes and had it fixed. I gave him a check for $50 and he said goodbye.
However, I have had a couple of issues with them. My dishwasher went out last year and they wanted to give me a basic model when I have in my premium like-for-like replacement and mine was top of the line. It took me over a month to get authorization for it so I didn't have a dishwasher in the meantime. Now, I've been getting a lot of ads from American Home Shield wanting me to switch and I'm tempted to check with them.

Our home seller bought 2-10 as our home warranty. We had it since December 1st of last year and they have been very inconsistent with their service. In the past, I've had two other claims that were fixed quickly but some are not. Submitting a claim to them was not a problem, but my last experience has been terrible. My air conditioner has been broken since September 6th and it still hasn't been fixed. We submitted our claim online but we still haven't heard from the contractor and we're pretty upset about that.
It's been more than a month and it's not ideal by any means. They even asked us to be home for 5 hours during the day because that was the window they had. We had to change companies then and they sent somebody else. They came and determined that the motherboard and the motor were broken, so they need to order the parts, which were expensive so it took a long time to approve the claim. When it was approved, they then ordered the parts. They couldn't find the address for their contractor so they couldn't send it, but the parts were finally sent but I still don't know if the contractor has received the parts or not. They have not called us yet to make an appointment and install the parts. So it took forever and it’s been really bad.
There has to be a way which these things can be done. I feel like the communication between 2-10 and the contractor is really bad. I have to call both sides multiple times to get things done and that process should be between the contractor and the home warranty company. Maybe some of the contractors that they hire are not as responsive as the others but I shouldn’t have the responsibility to call the home warranty and the contractor back and forth like a messenger. I'm glad it's still covered by the warranty but if this would have happened in the middle of the summer, I would have been losing my mind. I'm not sure I'd be happy recommending it to my friends since things are still not fixed.

After going through 9 or 10, they got a good contractor who came and was excellent to work with. Dealing with 2-10 people directly over the phone was excellent. But they could do a slightly better job of more detailed, updated information on their website as to status. POOR CUSTOMER SERVICE!! I have been a customer in good standing for several years with 2-10 without any significant issues until the last 6-12 months. In recent months, I have had nothing but issues with the service provided by 2-10. They send poor quality contractors, and today I was told they were denying my claim because the contractor came out one day before my renewal went through, so it was considered a "pre-existing condition" on my current year's warranty. I am incredibly disappointed that a service organization would put a technicality of one day over providing quality service to their customers. I recommend you consider other warranty providers.

Keri, after speaking with you and reviewing your service request, it was determined that the failure of the motor existed during the timeframe of your previous agreement. At that time, the $1,000 maximum on the pool coverage had been reached due to other repairs. Our records indicate that you agreed that the current issue with the motor existed previously, therefore your current coverage would not apply to the malfunction that existed when coverage was already maximized.

This despicable company and their home "warranty" is a complete joke, and a complete waste of money! We were in our new home for 2 days and our air conditioning went out. We immediately think thank God we have the home warranty. ABSOLUTELY WRONG!! On Friday around 1:00 p.m. I placed my first call to 2-10. They said they would call a contractor and that I should hear from them within 24 hours business hours. Monday afternoon I call back only to find out they never contacted anyone, now I have to give another 24 hours. Tuesday & Wednesday, whoever they assigned never called me, would never answer my call, would never answer their call.
I had to ask them to pick a different contractor. That contractor came out, we paid our $100 service fee, our A-coil was messed up and there was no longer any freon. He would submit the claim and get the ball rolling. Thursday 2-10 calls and says our claim has been denied. According to them it was a pre-existing condition and therefore not covered. My response was, "What is the point of this warranty? This is a new house to us, EVERYTHING will be a pre-existing condition!!" They said they only cover things that were in good working order before the warranty went into effect. We have explained to them that it WAS working every time we visited the home, and the first 2 days we lived there. It was in working order!!!
They claim the freon leak happened over a long period of time, therefore pre-existing. Again, that could be said of anything we would file a claim on. So what is the point of this warranty or this company? And to say it happened over time is not necessarily accurate. They are assuming it happened over time, but it absolutely could have leaked out in a matter of hours depending on the size of the hole/problem. But they refuse to hear any of that. I emailed a copy of the house inspection to them to fight this denial of service. But even that can take up to 30 days, and I am not holding my breath. So we are out the money for the service call, and got nothing accomplished. 100% worthless company. Would NEVER EVER recommend them to anyone.

Medina,
The Service Agreement was effective as of 9/21/15. You initiated a service request 4 days later for the a/c system, indicating that there was no air and the unit had frozen up. The contractor’s diagnosis was that the system was completely void of Freon. A system completely void of Freon indicates that this is a failure that had been happening for some time prior to the Service Agreement being active. While you did have a home inspection and provided 2-10 Home Buyers Warrant a copy, it was performed 2 months prior to closing, and there is nothing stating that the inspector inspected the system before the Service Agreement went into effect. Additionally, the inspection stated they do not perform pressure tests, which is a mechanical test that an HVAC technician would perform that would have detected the leak.
The repair was denied per the Terms and Conditions of the Service Agreement: “We provide service for covered systems and/or appliances are in place and in good and safe working order at the beginning of the service period. Coverage will apply to an existing defect or mechanical failure provided the defect or mechanical failure could not have been detected by a visual inspection and a simple mechanical test. A visual inspection of the covered item means that it is intact and without damage or missing parts that make the item inoperable. A system or appliance is in good and safe working order if the item functions normally without irregularity, smoke or other adverse outcome when operated.”
As we service tens of thousands of customers monthly, there is tremendous value in the coverage provided by the Home Warranty Service Agreement. There are times however when certain events and items are not covered.

We have now been 1 week without hot water. This means our showers do not work, and we must boil water to do dishes and haul laundry to the laundromat. We placed a claim on Saturday Sept 26. A 2-10 plumber came out finally after many phone calls on Tuesday Sept 29 and confirmed our 75-gallon tank needed replacement. Instructions were that 2-10 would order a tank and advise the plumber when it came in. Not hearing anything we followed up with 2-10 Saturday Oct 3 to be told that they could not find a 75-gallon tank and had unanswered calls into the plumber to see if they could get one. Understand that we can get one at Lowe's 5 minutes from our home. Hearing our frustration we were offer approximately $1,000 to go away, alternately they could do a 50-gallon tank.
$1000 would not even cover the tank cost, and certainly not the plumber fees and code upgrades (which are included in our warranty). We have obtained estimates from $2700 to $4000 for the total job. We called the plumber and were advised that they were not prepared to install a 75-gallon tank as it was considered commercial and 2-10 would not cover their labor. At this stage we are unclear if we are being lied to, and when we might have hot water again. We do not feel we should have to negotiate our way through what should be a very simple process - replacement. 2-10 - can you just live up to your promises!

I purchased a house with a year of 2-10 HBW warranty. This was possibly the worst year of my life. I had plumbing issues on the weekend. They did not return calls or get plumbers out on time or at all initially. I paid out of pocket due to the emergent status of the issue. When they finally did send plumbers to look at it they determined they didn't owe anything because the issue was outside of the foundation even though the plumbers I eventually hired had to jack hammer the foundation to replace the pipes. Then the HVAC issues started (keep in mind I had enhanced HVAC, gold plan, w/ pool and spa mechanical coverage). These HVAC issues continue to this day even though they would not renew the warranty plan.
I called them 5 times and their chosen contractor never fixed the issue despite replacing the evaporator coil and tightening valves and adding freon multiple times. I continue to pay out of pocket for the HVAC and will likely end up replacing it entirely out of my own pocket due to their incompetence. Let me add that their contractor replaced a secondary condensation pan and couldn't even do that correctly so it eventually filled with water and tilted and flooded the attic above my second floor and destroyed ceiling and wall that I had to pay for this year.
Pool issues - timer on pool stopped working so pool turned green. Their contractor came out and said they needed to replace it. They never showed back up. After having to take the lead on this one also they finally sent a tech who didn't know how to replace (rewired incorrectly) the timer. Within weeks it burned up and I ended up paying over $300 out of pocket to get a real pool tech to come out and replace the timer so I could (again out of pocket) clean and eventually my kids could use their new house pool. Of course they wouldn't submit a quote to renew the contract for year 2. I will never use them and have/will continue to steer my real estate friends and family from ever allowing a client to use them.

We got 2-10 included when we bought our house and have it since the first of June. In submitting a claim, I called the 800 and told them what was going on. They then scheduled an appointment with the AC repair guy and got him out here, so everything went very smoothly. It was very easy to do and everything went great with the sales rep and the contractor.

My home had a warranty through 2-10 when I purchased it in September, 2013. When it came up for renewal in February 2014, I renewed it and did so again in 2015. So far this year, I have had to call them for air conditioning repairs. The first time in June, 2015, the unit was not working. After waiting three days, they finally had someone come out and he said there was a leak in the freon hose. Said it was repaired. In July, 2015, they came out again because the unit was not working and the company who performed the repair changed my piping and said he replaced a part.
Now it is September, 2015, not working again, however, this time I have a flood in my garage and the unit is leaking through the wall. It seems that the repair person who changed the piping has it running the wrong way and instead of the water running to the sensor for emergency shut off, it is running through the unit and out my wall. I called them on Saturday to request service and they sent the work order to one of their people who informed me on Monday that they no longer work for 2-10. I had to call them to tell them this.
They sent me to another contractor who told me all day that they could not come today but that someone would call me by 4:30 to schedule for tomorrow. Well I finally called them back at 3:30 and they said they could not come until Friday. A week for air conditioning service in 95 degree Florida weather. I will not renew with them obviously and would not recommend them to anyone else. This is a disgraceful way to run a business and I have my own service person coming out to look at my unit.

My realtor recommended 2-10 Home Buyers Warranty and that's why we chose it over other warranties. It’s also because they actually come out within a reasonable time span. We’ve had coverage since the end of July and submitting a claim online has been very simple. I simply wrote down my situation and why I need someone to come out, then I got a confirmation saying a contractor will contact me and set up a time for an appointment. They called me the next morning. Granted it was Labor Day weekend so I knew it wasn’t going to happen until Tuesday. They sent someone out as soon as they could to get it fixed and I’m able to use my washer and dryer now.
I talked to the representative from the contractor company and they were very sweet even when I had to reschedule on them a few times because work called me in for a few days. They rescheduled me for the next few days and sure enough they were able to get the problem fixed. They were very helpful. My experience was easy, quick, and painless, and I’m very happy with the results.

2-10 came with the purchase of my house. I submitted a claim to have my dishwasher repaired back in June. Four months later and six visits from bottom-of-the-barrel contractors my dishwasher is still not fixed. Meanwhile it continues to leak and/or flood onto our floor nightly unless we run it. I had to come home from work four times for this, my wife twice. The service personnel at 2-10 were unhelpful and dismissive. Despite my requests to have the dishwasher replaced, and the fact the last incompetent contractor had written a note saying the dishwasher should be replaced, I could not get 2-10 to replace it. They kept sending these contractors. I cancelled my coverage. I was so tired of dealing with them. Looking for a new warranty company.

2-10 Home Buyers Warranty was offered to us when we bought our house in 2004 and so I re-upped with them when I moved. We most recently had a plumber come out, and he was very professional. And then two days ago I had a problem with my refrigerator so I called 2-10. They said that Sears would be calling me. I never got a call so I called Sears. They couldn’t find my contract anywhere. I was on hold for about 30 minutes and then I got hung up on. I guess they had my phone number wrong. But that's more of a problem with Sears and whoever does their scheduling of the repairs. As for 2-10, they’ve been very good. Submitting a claim seems to be all automated so it's relatively easy. They're also priced fairly.

He even called/e-mailed several times to follow up. I have had several warranties and have had issues with all of them… It is just the way things are. Luckily for me I had a supervisor who had a real sense of what good customer service should be. Every inquiry was answered promptly and I got solutions to the problems. 2-10 Warranty came with the house. I had to make claim for damage to the heating and part of a/c system. Customer service was very cordial but was basically incompetent. I was repeatedly rerouted to a new representative each time I called as they passed me from one rep to the next. In the end their technical personnel were even worse as they ended up covering only part (less than half) of the costs and did not honor their warranty. Despite testaments from their own recommended expert as well as another third party, they refused to honor their contract. Stay away from this Company. There are much better options in this industry.

Thomas, our records indicate that the HVAC system you have is a hydronic heat pump system. Per the Air Conditioning and Heat Pump coverage of your Limited Home Service Agreement (“Agreement”), specifically the Dollar Limits Per Service Agreement section, it states: “Water cooled air conditioners, high velocity and hydronic system - $1,500.” As the system falls into this category, we offered the maximum amount per the terms of your Agreement, which is honoring the coverage provided by the Home Warranty Service Agreement.

My first claim was sent in for a badly leaking roof and lost THREE times. I received conflicting information from every single representative that I spoke to. Not only did they delay my processing to the point where I couldn't wait any longer, but they refused to send anyone out to take a look. This company is extremely deceitful in how they do business. First of all, their fine print is so tight that they can basically deny 99% of claims, even simple things. Secondly, their customer service made it impossible for me to even attempt to make a claim.
Anyways, my basement flooded and I called about making a second claim. NOPE! They will only pay if they approve your claim beforehand which basically eliminates ALL emergencies. Who can wait to have an emergency taken care of? I'm confused to what they actually do cover. Not to mention that they are incredibly inefficient at even handling claims. So they are supposed to give you peace of mind, but won't cover any emergency? What an absolute waste of money. Stay as far away from 2-10 as possible. Egregious waste of money and incredibly immoral and unethical company.

I got a few properties and have other home warranties, and the only issue was that whenever you speak with the representative and you state, “Okay, you know, I am the landlord, but this is the tenant, please contact the tenant to make the appointment,” the message was never relayed to the company that is going to do the job so it’s always that difficult. Sometimes because of that there were two repairs, one that is in the process and the other one that has already been done and I received calls that should have been sent to the tenant. I called them back and if the job is not done at the date it should be, things cannot be scheduled just because of that. They should be more careful with it. I have been a customer of 2-10 Home Buyers Warranty off and on for the past 10 years and never had any issues until now. I can only assume the issue is due to the fact that I now have an appliance that needs to be replaced rather than repaired. 2-10 has sent multiple contractors to my home over the past few years to service this same refrigerator as it works fine for months at a time and then just stops cooling. Well, this time the contractor has been to my home a total of 3 times in the past 2 1/2 weeks to service this refrigerator that is still NOT working right now, as I am typing this message. I have asked 2-10 to replace the refrigerator and was told that my request would be noted, but they are still attempting to send the contractor out AGAIN to repair it.
Meanwhile, I have had spoilage twice during this time because I replaced the 1st batch of food after the repair was done thinking that it would be fine. After the 2nd batch of food went bad due to the fridge not cooling (at all now), I am not replacing the food and of course we are now eating out... Yesterday, I received a call from 2-10 asking me to renew my contract!!! Seriously?? How about honoring your obligations under this contract!! I will not renew with them again as my money will be better spent buying a refrigerator so that I can restore normalcy in my home. After paying $75 out of pocket each occurrence and the amount of the contract divided over 12 months, I will come out ahead by paying for my own repairs.

Tisha, our records show that in the three years that you’ve had a Home Warranty Service Agreement with 2-10 Home Buyers Warranty we have successfully made repairs to your refrigerator. While we understand that you want a full replacement, we consider replacements when repairs will exceed the cost of a replacement or the parts to repairs are no longer available. This time, the replacement part is $105 and labor is $153, therefore this failure does not warrant a replacement.

Our Vanguard hot water heater broke 8 days ago & flooded the 2nd floor area around it & the water came through the garage ceiling & flooded that also. 2-10 said that since the hot water heater was under warranty (it's warrantied for 10 years & they replaced it only 4 years ago after the identical damage occurred!) they couldn't replace it with anything but the same piece of garbage. Fine.
After having restoration people come dry the water damage, 2-10 supervisor Clint tells me because we don't have the grand high deluxe coverage or something to that effect, they will have their plumbers get another Vanguard BUT because apparently life as we know it has changed in the past 4 years we will have to pay (in addition to the $100 service fee) $698 for permits, gas pipe modifications, disposal, an expansion tank, etc. The only thing 2-10 is willing to cover is the $240 for the plumbing company's labor (which, after the $100 deductible) comes to $140. And a recommendation to upgrade our policy!! Avoid these con artists. (Actually, that's giving them too much credit - this is too obvious a ripoff to be artistry.) Have I mentioned my family of 4 has had no hot water for 8 days & still no idea when this will be fixed?

We didn’t have a mortgage when we got our new house, but the builder had a ten year warranty he had with 2-10 Home Buyers and we learned that we could put everything else if we get a policy under that to protect all the stuff in our house. So we signed up. When we first moved in, we had a lot of problems with the heater and stuff. But the price right now is getting really expensive. My friend down the block has a different home warranty for an older house with the same coverage, and it’s a lot cheaper than 2-10 per year.

As you read this, imagine that you and your family have been without a working fridge for 34 days during the heat of the southern summer. Then consider that the broken fridge may be leaking the toxic gas Freon into your home, endangering the health of family and friends. I am a 2-10 Home Buyers Warranty customer and first requested service for my GE refrigerator on July 29, 2015.
A service contractor came on Aug. 2, diagnosed the problem, ordered a compressor and installed it on Aug. 2. The fix lasted for about 4 days and, after numerous unreturned calls to the service contractor, on Aug. 10 I contacted both the repair company and 2-10 for a second service. The service contractor returned on Aug. 12 but was unable to replicate the fluctuations in temperatures in the fridge and freezer. He told me to call back if it happened again. Two days later, the freezer spontaneously defrosted and has not worked since.
I called the service contractor repeatedly and contacted 2-10 to request another service. I have had 3 different service providers assigned since then and not one has showed up. Despite numerous assurances from 2-10 Customer Service and customer care representatives, I have not seen a service contractor since Aug. 12. I have had several assigned service contractors but when 2-10 contacts them directly, they admit they have no availability for the next week to 10 days. Given the very real possibility that the fridge is leaking toxic Freon into the house, further delay is unacceptable.
I cannot unplug the fridge for fear that if a service contractor ever shows up, he will not be able to replicate the problem. So I am literally paying for electricity to run an appliance that could be endangering the health of my family. I can no longer be patient as 2-10 Customer Service and customer care representatives repeatedly urge me. Throughout this process, I am the only party who is abiding by the terms and conditions of the warranty and it has gotten me nowhere.
Most recently I have requested, but have yet to receive, an exception to the terms and conditions so that I can engage an out of network service company without incurring any additional expense. I realize that the Customer Service and customer care representatives do not have the authority to approve this request, which is why I resorted to a complaint on ConsumerAffairs. For whatever reason, my broken fridge has fallen into the to hard-to-solve category for the normal processes. Today, when yet another service contractor failed to show or return calls, the 2-10 customer service representative told me that the issue with an out-of-network service contractor would potentially be a higher cost to 2-10. I reminded her that I have been dealing with this issue for 34 days and that it may be potentially hazardous. The time for cost saving measures is over.
I would exercise the option to go out of network and request reimbursement, but now am concerned that 2-10 will refuse to pay based on the demonstrated inability to resolve this simple repair. Further, I am concerned that an external service contractors recommendations may simply be rebutted with a request for an in-network service contractor to validate the findings. Given the 34-day saga that I have already experienced and the potentially hazardous Freon leak, I no longer have the patience to wait for 2-10 to do the right thing here. I just want 2-10 to live up to its end of the warranty. I hope this complaint prompts them to do so.

This check has been processed and you received an explanation that you should receive a check within 10 days.

The claims process has been pretty simple and everything is pretty much done over the computer. We submitted a claim online one midnight when the AC went out. Then we had a phone call the next day and scheduled appointment for the following day after that. So within 48 hours, we had somebody out to fix the AC. It was a pretty good, seamless process and we're happy with how it went.
My wife was at home when the technician came in and she said that he was pretty knowledgeable and knew what he was talking about. He was in and out pretty quickly. Our experience was better than I expected it to be. Most insurance companies have been somewhat difficult in the past, but it was pretty clear-cut with 2-10 Home Buyers that everything was good to go and all we have to do is pay the 100 dollar service fee.

Adam, we appreciate the referral from your real estate agent and are glad you had a good experience. While the coverage provided by the Home Warranty Service Agreement is different then your homeowner's insurance, it nicely compliments that coverage, which would not have covered your A/C repair. We couldn't get water into the house so I called the warranty company. They said they had no contractors in the area and maybe we could find one. After days, without water, they found a plumber to come out. I paid the $75 copay and the man didn't know what to do. They sent out another man the next day who said the water system was put in incorrectly. The warranty company would not have it repaired. I paid another repairman hundreds of dollars to come out and make the necessary repairs. It was not an issue of the plumbing being incorrectly put in. This Thursday, August 20, my air conditioner stopped working. This is Florida, and it is over 90 everyday with 100% humidity. 2-10 had a local contractor call. However, he could not come out here until Tuesday. We would have been French fries by then. I hired a local contractor to make the repair and paid him myself. I would not recommend this warranty company to anyone.

We apologize for any frustration you have experienced. 2-10 Home Buyers Warranty follows the Terms and Conditions of the Service Agreement when providing coverage for items that are eligible. Items that are improperly installed or improperly repaired are not eligible for coverage, which is explained in the Terms and Conditions in section E11. We apologize we were not able to provide coverage for this claim.
Regarding the air conditioning claim, we apologize again that you did not feel that we could provide service in a timely manner. There are options to use out of network contractors, however they need to call in their diagnosis before any work is done and obtain authorization. The repair to the air conditioner was completed with no prior approval. Per the Service Agreement, it is stated in the terms and conditions, section D1, “No claim forms are used, but we must give prior authorization of repairs or replacement before any work is performed.” The work was completed outside of those terms and conditions, therefore we could not provide coverage. Thank you for your business.

Nevertheless, 2-10 called for someone, but he was so heavily booked up because of problems and he couldn't be there until 4 days later. We had 4 children in the house and 90 degrees temperature inside. Outside of that, I've had them coming out and responding to my calls on a regular basis.

Since we bought the house, we submitted one claim. It was supposed to have a brand new furnace and central air unit. The first week we moved in, the central air unit was not working. We called 2-10 Warranty and we did have someone come look at it. The one they had come out seemed very knowledgeable at first. He seems really great and moves fast. He charged our unit but it still didn't work. Whenever we call back to see what the issue was, he told us to call 2-10 Warranty again. If the problem was not related to a leak then we would get charged a second time. That's why we chose not to do anything - we might just have to pay for everything. Currently, we just have window units. I was happy at first because my experience calling was fine. 2-10 sent somebody right away, but ultimately the contractor didn't really help us and it just cost us money.

Submitted my claim for AC unit repair on 08/03/2015. Contractor came and submitted the request to 2-10 Home Warranty for parts. I got a call from 2-10 saying parts were ordered and the issue will be fixed. After 2 days, received another call that the claim was denied. I escalated and we received a call from their number 7207472823 that they were wrong with the denial and would deem claim valid and get the work done on 08/18. When I called them today to confirm if the work will be done today they said the claim was denied and there will be no work done. Luckily I have the voicemail about them informing that work will be done and the website still shows ETA for parts to arrive for replacement as 08/18.
Meanwhile my family with a 9 year old kid and 72 year old parents have been living under the extreme heat for 2 weeks in hope that the work will be done. But a very rude person on phone from 2-10 Home Warranty just kept saying, "It's DENIED," and nothing can be done. Not a single apology for the confusion and no basic concern for the consumer. I have the voicemail and the snapshot from the website. Feeling very helpless and cheated for paying them so much for the last 2.5 years. The contractor who came to check for repair has already taken my $100 and left the AC unit wires exposed to rain. I would have appreciated if they had denied it 10 days back.

My realtor purchased this home warranty for me when I closed on my house. Shortly after, my dishwasher broke and I filed a claim. 2-10 Warranty contracted American Appliance Repair to fix the dishwasher. The service technician stated that the part was completely broken and would need to be replaced. After waiting 8 weeks, I contacted American Appliance to determine why no one has returned to complete the work. I was told that my warranty did NOT cover the part and therefore they did nothing except take my $100 deposit.
I contacted 2-10 Home Warranty and was told that since the broken part was critical to the running of the dishwasher, it should be covered and she requested a refund of the deposit. Two days later, another representative left a message stating that I would not be given a refund and I had no recourse. Complete scam; there are other home warranty companies out there. None can be as shady as this one.

I had 2-10 home warranty for 4 years. I had a very good service with them till this year. All the issues I had in the past were professionally taken care of. They used to send a professional contractors who did great jobs before, however, this year I had a very bad experience in fixing two issues in my house. The electrician took 4 week to replace a ceiling fan and said he will come back to do the remote and finish up the work. Sadly, he never come back. The other issue is the leaking water from my AC. It took another 4 weeks to order the pump for the AC. It was replaced. Sadly, the problem was misdiagnosed and the AC is still leaking. Bottom line is the company now contracting with agents that are not good enough to do the job, and in many occasions those agents locate far from their clients and they are reluctant to make the trip back and forth. My warranty expired this month and I am not renewing it.

Asaad, thank you for the information regarding your claims. We have tried to contact you and would like to help you since you still have until the 23rd of this month to request a recall to resolve any pending issues. We apologize for any inconvenience you were caused and look forward to hearing back from you. Thank you.

I called 2-10 after my AC unit went out during the hottest time of the year, 91 degrees in my house. I have 2 children under the age of 8 and was not prepared to wait "up to 2 days+" for an in network company to call and SCHEDULE a time to look at my unit. I paid out of pocket to have the unit fixed (in 2 hours) knowing I would assume the difference with the out of network company. I submitted the paperwork to 2-10 and got a check for $24 dollars. WHAT A JOKE! I called 2-10 to see if the service fee could be waived and was transferred 3-4 times before someone told me NO. I will not use the young and unprofessional lady from Broker Accounting that wanted to get "snappy" on the phone; however, would have liked to talk to her manager on the phone.
All in all, I am not worried about the $100 or time I wasted on the phone and am really glad that this issue came up prior to me signing back up for more coverage. Check out the other review on this site... Looks like I am one of many that have had the same experience. I CAN ONLY HOPE THAT ONE OF THEIR MANAGERS HAVE THE SAME ISSUE WITH THEIR OWN COMPANY SO THEY HAVE THE OPPORTUNITY TO BE 100% FRUSTRATED.

We sincerely apologize for the inconvenience you experienced on your recent air conditioning service. As a good will gesture we are reimbursing your $100.00 service fee. You should receive a check in the mail in the next 10-14 business days.

"She doesn't want to talk to nobody [sic] right now." - Direct quote from a fast-talking service rep about her supervisor who refused to talk to me after I waited on hold for 15 minutes. WORST COMPANY EVER! No customer service skills at all. Deserves 0 stars. 2-10 assigned a horrible plumbing company (Advanced Heating & Cooling in Knoxville, TN) to fix a leaking water heater. The fast-talking service rep, Helen, hastily said the new part was not covered and ended each sentence with "OK" as a statement not a question. After politely debating the contract's contents for 10 minutes, I waited on hold for 15 minutes to speak with her supervisor, Cher.
At one point I could hear Helen and Cher quietly talk. Finally, Helen returned to say, "She (Cher) doesn't want to talk to nobody [sic] right now." 2-10 said the plumbing company was keeping the $100 service fee for 15 minutes of inspection. The plumbing company said 2-10 was keeping the $100 service fee. Each one said I had to take it up with the other to get a portion of the $100 back since a service call usually costs $69. Save your money. Go through your own repair company first to see if the fix will cost more than $100 and get it in writing if 2-10 says the fix is covered.

Jacki, thank you for reaching out and explaining your service issues. 2-10 HBW does not offer a $69 service fee, so we will review your service request regarding your hot water heater. Additionally, we will review your call for quality assurance.

When selecting a home warranty, we picked 2-10 which by far was the most expensive but we felt would be great peace of mind. On the 2nd day after closing, I noticed the dishwasher (which indeed passed inspection prior to closing) was not cleaning well. Ran it a few more times until recognized it was not getting water every time. Called 2-10 and after multiple transfers but ALWAYS extremely nice associates was able to get service scheduled - not timely but scheduled.
After the contractor evaluated and decided it could be one of a few issues submitted his report and we had paid our deductible, 2-10 DENIED the repair for pre-existing condition. We ran the dishwasher with no issue the first day. Was something wrong before, I have no way of knowing since we did not own the house before! Could not be more disappointed in a company especially one where we paid almost $600 for the warranty! I would not recommend this warranty! Our real estate agent has also contacted her contact but has received no response!

We sincerely apologize we were not able to provide coverage on your dishwasher. The service contractor reported multiple failures to the unit including a faulty control board and bad water valve. These failures do not occur in one day’s time and therefore the claim was not eligible for coverage. As a one-time goodwill gesture, we will reimburse your service fee of $100. You will receive this reimbursement as a check in the mail in the next 10-14 business days to the property address on file. We thank you for bringing these matters to our attention. Even though we live near a mid-size town and less than an hour from a larger city, when we tried to get 2-10 to honor our contract with repairing a plumbing leak, we were told that there were no qualified repairmen in our area. We were instructed to make our own appointment with a repairman, have him look at the problem, and then he would have to submit a detailed report of what was wrong, as well as his costs and costs of the necessary equipment / items he would need before 2-10 would approve the repairs. IF 2-10 approved the repairs submitted, we were to call the repairman back and have him do the work. We were to pay him, and then submit the bill to 2-10 for reimbursement. WILL NOT RECOMMEND 2-10 TO ANYONE.

When we bought our new home in November, we asked to have extended warranty on all the items we have in our house, and 2-10 is what was offered to us. Claim submission hasn't been too bad but the hundred dollars deductible is a little bit tough each time, though and it's definitely frustrating. The first contractor we got had a regular service call fee of $65. Due to this, I didn't want to go through 2-10, I just wanted to pay him his regular fee. Why would I want them to overcharge for something just because that's what the rate is? Other than that, the contractors have been very good so far and able to fix everything for me.

We had to call for a follow-up after our AC unit continued to freeze over (despite already having a company come check it out & make some repairs). Everything went fine until the AC company couldn't get us in until Monday (it's Sat afternoon) which would have been fine except I'm VERY pregnant. The AC company suggested that I see if 2-10 home warranty would let us switch to a different AC company that could come out before then since it could be characterized as an emergency situation.
However, the supervisor I was connected with informed me that it's not an emergency until the temperature is 95 and the projected temps for the next couple of days are a couple of degrees shy of that (93 projected high tomorrow & Monday). She just kept robotically repeating company policy and actually read me the weather report, telling me the projected highs through Monday for my home city (as if I was calling for a weather report). Fortunately, when I called the AC company back to let them know I'd need that Monday appt after all they managed to get ahold of one of the guys who was able to come out before then. We will NOT be renewing with 2-10 when our policy is over; we'll find another company instead. In the meantime I very much appreciate the AC company & WILL be recommending them.

We sincerely apologize for the trouble you experienced with your service request. We strive to provide professional and reliable service to all our customers and anything less is unacceptable.

The objective of 2-10 Customer Service is to find every excuse to reject every claim, despite it being spelled out black-and-white on the contract. Our Viking microwave broke down and 2-10 refused to repair it and offered to replace it with a GE low-end microwave or $180. Mind you, we already paid $60 for call out fee. Net-net, $120 replacement cost for a Viking microwave? We bought Supreme coverage which covers the hose bib, but 2-10 reject the repair because the hose bib is attached to the brick wall. Unless we pay someone to open a hole in the brick wall, they won't approve the repair. Really? Don't waste money on 2-10 home warranty. We have wasted so much money on call-out fee and every time the claim gets rejected by 2-10. So no repair gets done.

We received your feedback and have reviewed your claim further. Per the terms and conditions of the agreement, we reserve the right to repair or replace your microwave with like kind or better. In this specific situation we have decided to replace the unit. Our in house appliance expert has reviewed this and he found the unit we have offered you is an upgrade in features and has more cooking options than your current unit. However, per the terms and conditions, we do not match brand. If you chose the buyout option instead of the replacement unit, please understand the amount is lower then what you would pay if you were to purchase this unit though a retailer as we get all of our equipment at whole sale prices. Please let us know your decision so we can complete your service. Thank you.

2-10 Home Warranty is the most unethical and dishonest company I have ever worked with. I have a broken HVAC unit and 2-10 replaced it in last summer with extreme poor workmanship. I then complained to 2-10 to rectify the problem. 2-10 denies its wrong doings until finally 2-10's own service contractors called it "hall of shame" work. 2-10 then sent another contractor, who started the work 4 weeks ago and the work is still not done yet. In addition, this time, they broke my air conditioner core. Extremely, extremely poor and dishonest company.

Upon arrival repairman asked if we had new air filters. My husband had just replaced them 2 weeks prior to this. My husband said "No we didn't have filters," so he sent my husband to the store to buy some. It was 97 degrees in our house and new filters will not change that. The repairman then calls my husband to tell him never mind he fixed the A.C. The repairman told our son he couldn't take cash so he had to wait on my husband or myself to get home to write him a check.
I rush home from work which is 30 miles away. It was pouring rain and the repairman had parked in our driveway all the way up to our garage so I had to drive through our yard to get my car in the garage. It was raining and I had on a dress and heels so, I needed to get in my garage. My husband soon arrived home from getting the filters and he asked the repairman if he was going to put them in since he sent me all the way to the store to get them. He did but, huffed about it! My husband was very angry about the whole experience.

Thank you for the feedback regarding your air conditioning service. Our records indicate the service company needed to replace the capacitor and add a pound of refrigerant to your unit to get it up and running. In addition, he noted there was some cleaning maintenance that would help the unit cool better. The terms and conditions of the agreement state the maintenance portion is not a covered service. We sincerely apologize for any inconvenience this caused you and your husband. We truly appreciate your business and taking the time to provide this feedback.
