8 years ago, my wife and I purchased an investment property through GMAC which has sold it to Nationstar. During the time they have had it, I have paid on time never missed or was late on a payment. This investment property has been rented out to a child of mine for the past 8 years until they could get their life squared away to buy it from us.

About a month ago they filed for Bankruptcy and now it has started, I received a letter from them that I have filed for chapter 7 of Bankruptcy, my credit has been dinged etc. I have called, called and called keeped on be placed on hold and cut off etc. I have called corporate office 469-549-2000 asked to speak to the CEO Jay Bray and was given to his assistant. I left a voicemail with Ms Ludan ** no response, then called Harold Lewis the President/COO and was given to his asst Jenace ** again to response. Finally someone from the Bankruptcy dept called and supposedly we got it squared away - I am still waiting for the letter of confirmation. I think hell may freeze over first. In the meantime I am fighting with the credit bureaus over this. Not a professional org.

We have been paying our mortgage for over 10 years by automatic deduction. We pay our own taxes. Nationstar arbitrarily decided to pay our taxes and tack on penalties. Now our taxes with the state have an overpayment and Nationstar has no one that can help us rectify the problems. Two months of calls in which we are either transferred to another department which really just disconnects you or the caller demands additional funds without resolving the issue at hand. We are sitting in the office of a reputable mortgage lender refinancing. This is the worst company we have ever done business with.

My mother is 64 years old, has worked all her life and lived in the same home for 23 years in Southern Illinois. She has always paid her mortgage on time and never missed a payment. In 2002, her 54 year old husband passed away leaving her a widow. He was a veteran of the Vietnam era. He was there when his government needed him. He also worked his entire life. She is unable to work now and draws $1,600 in Social Security. That's it, that is all her income will ever be. This is the only home she has ever owned.

4 Months ago her mortgage company, Spring Leaf, sold her mortgage to Nation Star. This company has harassed her, persecuted her, and bullied a disabled elderly lady every day for months. They have inflated her $453 mortgage payment which she has paid for years into $1,100 monthly. While knowing she can not pay this, they have tacked on late fees each month making her payment a ridiculous amount for a $35,000 home. They have threatened to leave her homeless if she did not pay the entire $1,100 payment. Now, someone please tell me how this is legal. Where is the government when they are doing this? What can we do to stop this company from shoving people out of their homes?

As many first time buyers I was pushed into a balloon mortgage over ten years ago and then after one year my loan was sold to Nationstar. I made sure to pay my payments a week before the 1st of the month so to make sure when I go to refinance I would have an on time payment record. My monthly loan payment for $120,000.00 went from $950/month to $2,200. I went to refinance. Found out Nationstar posted my 1st payment with them towards the principal because it was before the due date so from that point on they had me as late every month and never said a word and posted it as so on my credit report as late. I could not get out of my $2,200 payment and was told late fees racked up each month on top of it. No company would even talk to me about refinancing due to this and were amazed I was paying a monthly payment for a loan of that size.

The gov. Remodification act came about and knowing how Nationstar is unwilling to help make this remodification happen, I recruited a company at a fee to help me. I was told I had to be three months behind to be considered. So reluctantly with no other options I had to not pay my mortgage for three months. It took six months for Nationstar to agree with this third party company to remodify my loan and they advised me to accept when they send me the offer. Nationstar sent me a FedEx package with a 3-day time period to reply or forget it option. It was for 2% for 5yrs option which brought my payment to $1,100 a month. Who in this fire situation wouldn't accept so I did.

Now I am again trying to refinance and come to find out they charged me $10,000.00 for the remodification and added to my principal balance. They put all my back unpaid payments on hold as showing still owed and as late and behind which again now makes it impossible to get away from them. No one will even talk to me and my payments are about to jump back above 2,000 month. I am the only income in my household with three small children and no family to fall back on. My home is worth more than I owe so I am going to lose my home which we love and don't want to leave because of their underhanded practices towards people like myself who have no experience in these types of things.

Nationstar took over my mortgage on 11/23/14 (Nov. payment already paid to Fay Servicing) according to my previous company. I then received a statement from Nationstar dated 11/18/14 that I owed them $3011.92 and my monthly payment went from $525.00/mo. to $999.62 with a payment due date of 12/1/2014. They then proceeded to the property and were draining the water after they broke through 2 basement doors to get in. They told my tenant it was in foreclosure. This company needs to be put out of business. I will join anyone in a class action suit.

As with most mortgages, over their lifetimes, they are passed from one financial institution to another. Our loan went from my credit union to Countrywide to Bank of America to NationStar. So I am no stranger to the "hand off." This one went very smoothly because both parties (BOA and NS) worked together to be sure the transition was smooth. In addition to that, I was able to refinance my mortgage at a much lower rate with no hassle.

When I first learned my mortgage was being sold to NationStar, I Googled and count a lot of folks complaining about dropped and missed payments and worse. But a huge percentage of these people were already "behind the 8-ball" on their payments to begin with. But to be on the safe side, I set my automatic bank drafts (from my bank's web site, not from the NationStar website) to be deducted a full three weeks in advance so that if a situation did arise where NS somehow "misplaced" my payment, there would be plenty of time to sort it out.

So far, I am proud to say that I have a lily-white payment history and in fact am about 2 weeks early on all my mortgage payments. I plan to start putting some extra money toward principal each month. But I have nothing but good and positive things to say about NationStar mainly because I pay my bills each month.

As my way of checking them I sent a payment each month for 3 months from 2 DIFFERENT institutions to see how those double payments would show on my statement. FOR 3 MONTHS THEY NEVER SHOWED THE EXTRA PAYMENT! AND still claimed I was late paying!!! Payment was from my regular bank, the other payment was from my Fidelity account. ALL 8 checks WERE cashed!! They do not post your payments on time even when those payments are received by them 5 days in advance. Then once your due date passes even though they have already CASHED your check, you WILL get a notice stating you did NOT make your payment! They will have added LATE FEES now and interest too.

Since I KNOW when they cash my checks, I never worry about the so called late payment. Shoot - they cashed my last payment for November 1 in October! BUT now today again I've received a letter that I haven't made a payment. By allowing this to accumulate as I have now since calling them gets nowhere, NOW their mess is in hands of those who "help us keep our homes".

Spoke to a fellow from that department last Wednesday. Couldn't help it I laughed at the bank's late notices and once he heard story AND looked at my account, he saw just how many times we've been down this road. Also as I said to him, "IF I was truly late and truly behind, why in heaven's name did they send me a check? No explanation on check or with it, just a check for $140.00." Now he laughed! So once again will have a conference call with bank and person helping me and myself on December 3rd.

BTW I am NOT the only person I know dealing with this bank and having this problem. A friend in FL is having same issues. Once this conference call settles this problem, I know I'll be back here telling you all again DO NOT USE NATIONSTAR BANK! See been down this road before, this will be THIRD time and they haven't been my bank for even 3 years! Mine merged with them. Never had a problem in past. Oh yeah one more thing....since inception of this mortgage, I've been ONE MONTH AHEAD, after merger? NATIONSTAR LOST that extra payment AND told me to find it. Did that still not credited by the for it. STAY AWAY FROM NATIONSTAR UNLESS YOU ENJOY HAVING HEADACHES!

We are current but they say I owe for 3 months of Mortgage.

To everyone in Washington State, Nationstar sent out thousands of Foreclosure letters by accident!! I was told this by a representative who agreed with me on their mistake today. If you are one of these people I want to be contacted because I am done!!! I am suing them and if anyone wants to join me in a class action lawsuit respond because this has to stop. Keep all documentation they sent and if they are threatening your home or if you are in Foreclosure file a chapter 13. They can stop it the day before auction. Then you can dismiss later. After about 3 hours and 5 phone calls to Nationstar I was finally able to make my payment. First I tried to make my payment online as I have done before. Not being successful I've been called Nationstar. I explain to the lady that I wanted to make the payment and I was not able to do so online. She had no idea why I could not make the payment. Out of total frustration I hung up on her because I was getting nowhere. It seems that Nationstar does not accept Mastercard, in the form of a credit card or a debit card. So in order to make my payment I had to get the routing number, my account number and then call them back with that information so I could make the payment.

Now here's the kicker. Because they do not accept Mastercard as a form of payment they will then charge you $19 to make that payment for you using your routing number and your checking account number. The only other choice you have is to get certified funds being a cashier's check, regular check from your account or a money order to make your payment. Many people today only have debit card or credit cards. Nobody hardly ever has a real check. One of the customer services agents told me that they were in the process of getting MasterCard but right now their processor only accept Visa. I think I will contact MasterCard and let them know they have a customer out there waiting for them.

Our original loan was sold (without our permission) to NationStar Mortgage, and from the very first month, we have had problems with them regarding the monthly mortgage payment process. With every other monthly recurring payment we have, such as car note, RV note, etc., we have a 'payment coupon book' so that we can send in our payment WITH a coupon two weeks ahead of the due date. With NationStar, we get a payment notice in the mail two days prior to the due date, which does not allow us adequate time to send in the payment before the due date.

We have called them every month for the past year to request that they send out the payment notice ten days ahead, and they tell us that they 'cannot.' It is more that they WILL NOT, so that they can tell us the payment is late and therefore charge the late fees.

The customer service representatives are 'robotic' in nature, and they request a Debit Card to process the payment immediately to avoid late fees. I offered a Credit Card and she said their system doesn't process 'credit.' Ridiculous.

With all the reports of identity theft and company employees stealing debit info in our world, I don't want someone to have access to my checking account. The representative just laughed and basically said I was paranoid. She refused to change the time in which they send out the payment notice, so I was forced to write a check and send in without a payment coupon. I just hope that they apply my payment to my account number, as I noted in the memo section of the check.

Why can't a company this large simply send out the notice in a timely manner, or in a 'book' so you have a year's worth in? Why can't they provide the 'customer service' that is expected and deserved?

I recently sent the following mail to Nationstar Mortgage. I do not expect a response from them but this should explain all my complaint about them. Have been trying to send an email, but your site keep kicking me off. Now I will copy the text after every sentence so I can paste it and start over where left off. I understand that you must send someone to inspect a property when payments are late. But on the other hand, maybe you should not contact the tenant at investment properties. Recently, you sent a representative to inspect **. While at the residence, your representative spoke with the tenant, advising her of your intent to foreclose, that she should probably just make plans to move now. Subsequently, she immediately stopped paying rent, and after squatting for three more months, moved out. Leaving a huge mess and destroying the property.

I wonder if you sent someone to inspect, maybe they have see the mess? I have had a major accident, and was out of work for six months. Now better and working to get caught up. I did not need your help by getting the tenant to move and not pay, unless that was your intent. After researching complaints about your company, I believe that was entirely your intent. After not having received rents for five months, does not help pay the mortgages. Don't you think you could contact me and ask if I am ok? You have my contact information. Maybe one day, your company will not be so big it cannot be held accountable. Good luck with all the rest of the thefts of property you intend to steal from hard working people.

We were urged by Nationstar to apply for a loan mod instead of trying to work hard to raise the $12,000 to catch up and prevent foreclosure. We applied in June 2014. That was when the nightmare began. Months and months of weekly, daily phone calls, emails that never answered, having them request paperwork over and over again, paying for faxing over and over again, conveniently it always falls under review and every Friday they hit us with some new thing they need which then adds more delay because we lose the weekend day.

By going through this runaround with them for 5 months, our house is now in foreclosure status. We are out thousands of dollars paying our accountant to re-do paperwork, and now have hired a lawyer to try to save our house. We have a child with special needs and no one cares. We were just fine and happy until we had to begin dealing with Nationstar and they have made our lives a living hell. First, I must say I am the type of person that is mild mannered, easy going, and one to always logically fix the issue at hand. However, My loan was sold to Nationstar - no big deal, happens all the time. Prior mortgage company said – “Make sure you put our loan number on the check”, so they can cross reference it to go to the right account. I did. Nationstar cashed the check. Then over the next 3 weeks, proceeded to tell me that they never got payment. I send them a copy of the check they cashed and on that check was the Nationstar new account # that someone internally wrote on the check along with my prior mortgage company loan # - seems all fine to me... However, Nationstar still said, "we have no record of your payment." They open a case file to research why they don't show it paid, yet I have a cashed check showing otherwise.

A week later I receive a letter in the mail telling me – “We see that your payment was sent, however we didn't know what account to assign it to (even though someone wrote the account # on the check).” So... they said they found an old account # that I had with them (I've never had a loan with Nationstar), and refunded me my mortgage payment. WELL, that check went to a completely different person, and that person cashed the check. Now I'm being told that they need to get that money back from the other person before they can turn around and apply it to my account. I said that they are putting on fees and penalties, contacting me with not making my payment and asking for another payment! I said “I'm not making another payment since you originally cashed my check for the October payment that should have been dealt with back in October.”

Fast forward 4.5 weeks from the initial issue - This has since been resolved but I didn't feel I should have had to call back 5 times with 5 different people and two managers in order for it to be fixed. Internal systems needs to be better organized - this is not the first loan you've purchased, I'm sure Nationstar - be accountable.

Bank of America sold my 1st & 2nd mortgage to Nationstar. I HAVE HAD SO MANY PROBLEMS WITH NATIONSTAR, IT IS RIDICULOUS. I have been double charged for escrow on a 1st & 2nd mortgage, making a $185.00 payment go to $650.00, taking them 3 months to correct & losing an online payment in the works and making my mortgage seem as if it is late, then telling me they report to the credit bureaus. I am being charged for $200,000.00 worth of forced placed Flood Insurance, when my 1st & 2nd mortgage debt combined is $125,000.00. My house has never even been appraised as high as $200,000.00 and Nationstar will not send me an Insurance Policy.

In April 2014, this company added $131.00 to my mortgage payment saying they did a cost analysis finding they needed more money in my escrow account. When I went over the figures with the accounting department, my yearly taxes had only risen $8.00 per year. They are charging me an extra $1564.00 to keep for themselves per year. I have been charged late fees, when not late. Nationstar had lost an online payment, did not correct for 3 months & charged late fees which were not credited to my account to date.

Nationstar took 2 partial payments equaling my monthly mortgage payment and did not apply to my mortgage. They say my payments were placed in suspense. At end of that month, they said they sent me a check (which I never received) that was $249.00 short of my online payments. Someone named Mawish in the Collection Department, hung up the phone when I asked for a breakdown of why they sent my mortgage payment back to me and why it was shorted $249.00. To add to that madness, Nationstar states on my account, that my payment for that particular month is now due. When I called back just after being hung up on, the guy in Make a Payment department answered the phone but when he transferred me to Customer Service, that department was closed (and closed 1 1/2 hrs before their stated closing hours). Mawish did inform me, before the disconnect, that Nationstar doesn't know what to do with partial payments. So I will make a guess, that this mortgage company doesn't know how to apply a payment to Principal, only knows how to line the Nationstar owners' pockets.

The problems this company has created for me are still left unresolved. THIS COMPANY IS STEALING FUNDS & IS WORKING TOWARD TRYING TO TAKE MY HOME FROM ME WHEN I AM PAYING MY PAYMENTS. I am asking everyone with problems to fight back with more than venting - let's start a lawsuit. I was sent paperwork that Bank of America lost their mortgages because of a class action suit due to unfair practices with forced placed insurance. Let us find those lawyers (they sent letters to Bank America customers) who won that case and send our paperwork to them. Maybe they can help. I think Consumer Affairs should look into this company in depth. We are people who need help - our loans and contracts should not have been sold to a collection agency masking themselves as a mortgage company. Nationstar policy is criminal. If anyone is interested - please email **.

After I calculate this I would have to send a lump sum check for around 15k. When I try to tell them this, they tell me that the house needs to be appraised first, which will cost me $450. Why do I need to get my home appraised if the LTV is based off the original loan amount? I have paid over 25k for past 7 years for PMI insurance! They tell me if I send the lump sum check and it goes towards the principal to bring the LTV down to 80% that they can't guarantee that my PMI will be removed! Can anyone help me or do I need to get a lawyer.

Our mortgage was with BofA. Then in 2013 BofA sold the said mortgage to nationstar. When we got the information that Nationstar was our new mortgage holder we asked them about a loan mod. They told us we were not on the mortgage, they said that they would only talk to my mom which they said was the only name on the mortgage. We have paper work that has all of our names on the mortgage. Even when you go on the county's website to check the mortgage out, it shows our names in black & white are on the mortgage. All we want is loan mod to stay in our home one that is affordable for us. I don't think we should be going through all this aggravation with these banks. Nationstar is the worst servicer on mortgages to do business with. BofA isn't any better neither.

How did Nationstar earn one star? In our case our mortgage was sold to Nationstar and immediately the problems started. The BILL sent to us was for one amount and the "adjustment to mortgage rate on another mailing noted there was to be a change in our monthly payment but that change in rate was not on the current billing statement" or on the next. So we pay the amount on the billing statement only to find we have been threatened with foreclosure because we have not paid the "adjusted" rate even though we have paid what was on the billing statement. These are the accounting practices of loan sharks. So I request that the one star be removed as these people are going to require me to get an attorney to monitor my mortgage as long as Nationstar has it.

My loan was switched over from Bank of America. There's nothing more frustrating than dealing with this bank. Every year they did a new escrow analysis of the property. They included homeowners insurance and flood insurance. I explained that the property was simply a parcel of land with no house. Weeks and months of getting the same letter from them which said they were going to charge my account if I didn't show insurance was bought. I dealt with the escrow dept., customer service dept. and got nowhere. It was escalated several times. They ended up adding it to my escrow and charging me. It took about 3 months to get it straightened out.

The following 2 years I went through the same thing! I learned the hard way that nothing I ever discuss with the customer service dept. ever gets to the dept. it needs to go. I spoke to them about the property being subdivided and lo and behold I find out the taxes are delinquent. I'm talking about a year and a half after it was subdivided. That means they got at least 2 new tax bills with the new lot numbers and never paid any attention to the 2 parcels or the lot number changes. It took about 3 months to finally get all the taxes paid up because like I said earlier, nothing gets from their departments. They bring up the issue to the dept. which you simply can't get in contact with. You can't speak to the real people which handle it. Anyway, after finally paying them up, they re-did an escrow analysis and charged me for everything. Interest, tax certificate, etc. They have this remote location which sent me an email that they were never notified. If only they would look at their notes as well as look at the tax bills for 2 years, none of this would have occurred. They are really impossible to deal with.

I was a customer of Bank of America before my mortgage was sold to Nationstar. I had always paid my mortgage sometime around the 15th as we get paid twice a month and that was what worked. I had never managed to pay one payment ahead. I also never got a call from Bank of America, not once. I know the payment is late, however, I have never paid a late fee and still haven't with Nationstar. The difference is that Nationstar starts their harassing phone calls starting on the 6th of the month and call several times a day, every day, until the payment is received.

This month, I scheduled the mortgage to pay on the 12th because that's when my husband was paid. Even though there was a payment scheduled that had been scheduled for a month, I started getting the phone calls, including 4 TODAY when the payment is supposed to be made according to their own system!! Not only are they annoying, but if you happen to answer the call, they make YOU verify all of this information instead of just being able to cut to the chase and tell them when they'll get the payment. I HATE NationStar and I will refinance my mortgage as soon as is humanly possible with someone else as I CANNOT stand this company!

Much like most people that have posted their story, I use to calls from Nationstar daily about my home equity loan payment. I kept paying and they would say that I was late. I had many times made multiple payments in one month and next month I would get a call saying I was delinquent for two months. My calls would get to nowhere. Finally I asked that they would send me statement of my payments and account history. This was early 2008. However, I did go to my bank and took detail on my payment as well. After review I found that I had paid two payments that were paid over the phone to their account rep was not posted as payment. Since that time I would hang up on their call.

Nationstar kept calling at least one time a day. Some time later that year they knock downed my locks and took over my home. They did not however left any trace that they did that. Six years later I have found that April of 2008 while based on their records I was only one month late and based on my records I was two months ahead. They called everyone I knew. They called my neighbors, they called my ex-family that I had not spoken with over 13 years. They are lawless. They are out of control. We are still fighting their lies and working to get our house back. You can see before and after of what they have done to my home. There was no foreclosure, no posting on the door, no letters, no emails, no due process. It took us two years to find out they did it.

First of all, I initially was financed through Bank of America. Why my loan was sold off to NationStar is a mystery to me. I will first tell you that your employees do not know what they are doing, especially when it comes to escrow. I would STRONGLY urge you to read through the notes of how many times I have called customer service at NationStar before responding to this email.

In the previous years of 2010-2011, I believe, I had an issue with my Home Owners Insurance being paid out of my escrow on a timely basis. I had to call each year as I had received correspondence from Maple Valley Insurance stating that my payment was late. I had called you each year. During one of these conversations, I was told by a representative of yours that ultimately, it is MY responsibility to make sure that my bill is paid. Ummmm? Really? Yeah, that is why I have this escrowed so I do not have to worry about it. No matter, but I had to BEG your company to pay my insurance during these years, which also incurred late fees.

This last year, 2014, I received notice that NationStar had only paid the first installment of my property taxes in the amount of $509.04. Looking at the statement provided by Marinette County, it is not that difficult to figure out. It is ALL ONE STATEMENT. The first portion states "PAY 1ST INSTALLMENT- $509.04" and right below that it says "PAY FULL PAYMENT- $ 1069.24. " Now mind you, the previous years where you completely messed up my insurance payment, you did pay my property taxes in full.

When I received notice that only the first installment was paid in the amount of $509.04, I called you (AGAIN). I asked why this was done and also asked if the second installment of $560.20 would be paid by July 31, 2014. I was assured by your customer service staff that YES IT WOULD. Shortly there after, I received a check from NationStar. It was an "overage" in my escrow. I called you (AGAIN) and asked if this was correct, because if not, I would send the check back and not cash it. I again asked if my insurance and property taxes would still be covered after receiving this refund. AGAIN, I was assured by your customer service department that YES, THEY BOTH WOULD BE PAID AND THERE WOULD BE ENOUGH MONEY.

I do have to say that you did pay my home owner's insurance this year without a problem! YAY. At this point, I thought that everything was straight. Then in September, 2014 (the notice that I received is post marked 09/15/2014), I received a notice from the Marinette County Treasury Department stating that my property taxes were past due (the 2nd installment of $560.20). I called at least 3 customer service representatives regarding this issue. The Treasury of Marinette did not receive the payment until late September/early October. To say that I was embarrassed to have to call Marinette County is an understatement.

I then received a notice from you, Nationstar, dated 10/02/2014, stating that my payment was going up from approximately $584.00 a month to $699.86 a month. YOU HAVE TO BE KIDDING ME. After several phone calls, I was told that it is because my escrow was miscalculated as you were only looking at the "PAY 1ST INSTALLMENT" of $506.04 on the tax bill. I offered time and time again to scan and email my tax bill and I was told no.

I would also like for you to look at the payment history. I know that our payments were rocky for a couple of months, but I was on medical leave from my job, which I was not paid for since 01/13/14. I finally sent in my resignation on 03/31/14 and collected my 401-K benefits and pre-paid our mortgage for 5 months. If this was an issue, why was I not informed then that our escrow as miscalculated on your part? I have talked to MANY people regarding the increase of payment per month of nearly $116.00 due to YOUR errors.

My last conversation was with Ted **, today. He told me that even though this was YOUR error, I am still responsible. He at first offered me (like a customer service rep prior) to spread the difference over a 24 month period of time, which would make our payment $665.79 a month. I then said that this is unacceptable and that you, as NationStar, need to take some responsibility as this is YOUR ERROR, AGAIN, and now he is putting in a request that it be spread over a 36 month period, which would make the monthly payment $654.44.

I, again, want for you to explain to me WHY we are responsible for your errorS! It has been nothing but folly after folly. I have been VERY pro-active in this whole process. I have called questioning EVERYTHING. Now, it comes down to it that, "yeah, we messed up, but you have to still pay for our errors." I think NOT. I could see if I sat here and did nothing. This is why I urged you to read the entirety of the notes going back to when this mortgage was first in place with you.

My point being is that YOU, NationStar, are responsible for your errors. I have been nothing but compliant and pro-active when it came to all of these events. To tell you the truth, I do not plan on paying the up fees. Maybe if your staff was educated in the first place, this would have never happened. Now, my family is going to suffer, even though we have been most compliant through this whole process, because people at NationStar do not know how to do their job.

I was just deemed disabled on 09/29/2014 by the Government. I have tried to work around this with the option of refinancing. I was told by your refinance department that I do not qualify. To be honest with you, I am going to tell you that you will eat this cost. It was YOUR ERROR(S) and NOT MINE. The least you could do is rectify this situation.

Nationstar purchased my mortgage from Bank of America in March 2014. I was not made aware of the change until I received a letter from them in April 2014 along with the first statement I received from them, which did not reflect my escrow taxes. I called in to obtain the correct amount to pay and was told to wait for the next billing cycle which would show the correct figures. I paid the amount indicated in good faith, timely and not only did they report on my credit bureaus that this payment was late, they did not provide me with the 90 days period required by state law to switch my auto pay and additional payment from my bank to process payments.

After unsuccessful communication trying to get them to correct the derogatory, unfair and incorrect reportings which are damaging my credit sore, I switched to a third party payment program and make 2 payments each month to reduce my mortgage by about 6 years. I pay extra every two weeks automatically debited from my account. The payments have gone through timely and accurately. However, Nationstar still reports lates on my credit reports each month. I'm in the middle of trying to obtain another property and relocate. I have an opportunity to rent my current property. I will either not be approved for a loan even though I have 500k in equity on this property and rental income properties. Zoned for a bad school system and moving to get my children into a better school - and I can't.

Communication is awful! I think Nationstar is going to collapse soon. Or probably re-open under a different name. I hope so, it's the only recourse I will have in getting my credit back to were I have worked hard for and deserve. Filing a civil warrant through their Secretary of State to receive a judgment that demand the immediate removal of false credit reporting. I know I am not alone. ** I am open to speaking with an Attorney who has additional knowledge of Nationstar's practices.

These guys at Nationstar are the worst! They have received my mortgage payment check, endorsed it and received funds. They say they have not. I have sent them a cancelled check with their endorsement. They say they can't read the endorsement as it was placed in such a way that it's illegible. I agree that THEY placed the endorsement in such a way that it is hard to read EVERYTHING, but you can read "Nationstar" along with an account number. I now have to submit a bank statement showing that the funds were removed from the bank account. They are at this time reporting to my credit agency that I am behind on my payments, which is totally incorrect! They say it is my responsibility to prove payment. They have even spoken to the bank from which the funds were drawn, but only about the endorsement. They did not bother to confirm the funds transferred, hence the need for the bank statement. This is beyond comprehension.

Maybe if they spent more time paying attention to their accounting and less time calling on the second of the month (when payment is due on the first) they would have better luck getting things right. If you have a choice on which mortgage company to do business with, DO NOT CHOOSE NATIONSTAR!

My loan was recently transferred to Nationstar. The very first statement that was sent indicated we were $5700 past due. I immediately called and realized I may have better luck getting in touch with the President! I left numerous messages with the dedicated "loan specialist" who by the way was not the same person who auto-signed the letter. I eventually set up my account online and attempted to make my very first payment and the payment was refused because it was not for the fully $5700. I then decided I would set up automatic drafts thinking it would allow me to at least make one payment (which I owe) and much to my surprise the regular payment was accepted.

Keep in mind, all this time I am not blaming Nationstar, I'm just assuming in the transfer some records were inaccurate and because I have proof of every payment I've made with the prior lender I just assumed this would be a phone call where I would explain the error, provide proof and move on. Boy was I wrong. I finally spoke with a "loan specialist" who was extremely unprofessional. She kept cutting me off telling me that she has reviewed my file and that the prior lender said we were behind and if I don't pay $2800 to catch up my payment they were going to start foreclosure.....yes, I said $2800 - the letter I received said $5700 and when I asked which was correct she said, "Oh, you know you got a letter from us telling you it was a system error and that you actually owe $2800!"

I proceed to tell her that it was a mistake and that we were not behind and that I would provide her with photocopies of the cashed checks as proof. She proceeded to talk over me and at one point made a comment that I was stupid. I was almost in tears by the time I got off the phone with this rep because she kept telling me that if I didn't make a payment to catch up my mortgage that a demand letter is on its way. Not quite sure what a demand letter is, but knew it wasn't good. Again, here I am at this point begging this woman for a manager's contact name and fax number, she continued to tell me that she is reading the files and if I would read my statements I knew I was behind. I couldn't for the life of me understand why she would not provide me with a fax number to provide my documentation - all she wanted me to do was to give her a $2800 payment.

After 45 min with this lady, with 20 of them on hold because she was "researching" (I think she was secretly hoping I would hang up) I finally got a fax number. I plan on faxing all my documentation as soon as I make it to the bank. After reading all the comments I'm not optimistic that this will end well.

Finally, after going through more hoops than my realtor could count, we closed. In order to file my 2013 taxes, I had to call repeatedly to get a copy of my 1098-T (interest paid), which should have been mailed according to Federal/IRS law by the end of January, 2014. However, I finally got a copy of that. Then I discovered that I needed a 1099 C because the transaction was a short sale. So, I began a series of calls, e-mails, calls, e-mails, until finally I was told that that form needed to be created, since none had been. It would be mailed (only available way) 7-10 business days.

Again and again I mentioned the January 31, 2014 deadline for these papers. That concept went right over the heads of everyone with whom I talked, and believe me, there were many. Then while waiting for 7-10 business days, I got an e-mail indicating that there would be no 1099 C since the debt HAD NOT been cancelled. You can imagine my dismay. I started calling around, locating an attorney, etc., to deal with this potential sizable debt. Then, three days later, another e-mail appeared, indicating that I should ignore the earlier correspondence and attaching my 1099 C.

I'm in an ARM and the purpose for my mod is to get into a fixed but you know what they offer me, a fake set up to pay INTEREST, ESCROW only for 2 years and my lovely ARM will come back to haunt me in NOV. 2016. My home is worth $200,000.00 and my loan is $275,000.00. When the heck do they think I will be able to refinance a loan that is OVER my home value! It's a wet band aid allowing them to get as much money out of me (INTEREST benefiting them ONLY) before my rate will adjust every 6 months to the point I am not able to pay and have to leave anyway! Do I short Sale now and rent? I've invested into my home and ALL for nothing because I ended up with another greedy bank that will probably get away with robbing ALL of us and many more before they are investigated.

The government should be involved. These banks are still finding new ways to steal our hard earned money and kick us out of our homes and killing the housing market! I am one of the many who bought at the wrong time, 2005 to be exact and I pay my mortgage. I just want a set interest rate so I make my payments and keep my home. Why can't I just get a set rate??? What's the big deal! I'm trying to pay them but they just want to ROB me before they kick me out! I did have a lawyer and the mod I was given is just that - interest only for 2 years then back to the ARM. How was I helped! Well I wasn't. We were sold to Nationstar from BOA. We were able to do a modification on our loan but like everyone else had to send in the paperwork about 3-4 times because they said they did not receive them. Finally everything worked out. Now the problem we have is my husband got put on Social Security Disability and doesn't get paid until the 2nd Wednesday of the month. Our payments are due on the 1st but we have until the 16th before we get a late charge. So after the 1st we get letters saying we are behind on our mortgage and they are going to start foreclosure proceedings. I called them and asked why they would do this when they get the payments before they are late. I was told that I had to call them on the first of every month and let them know. Why they can't just put that into the computer is beyond me. I HATE THIS COMPANY.

I refinanced in October 2013 because all four of my girls were now in college and I needed to reduce my expenses. The refinance saved me nearly $500 per month. This was great until one year later when they stated that now my mortgage would be $260 more per month. I called customer service which took a long time just to be offered the option of speaking with someone. They stated that the payment went up because my PMI was higher than calculated. This was just one year ago and they did not calculate the correct amount? I think that they gave me a lower payment to entice me to refinance and then one year later showed a shortfall which I had to now pay monthly or a one time payment of nearly $3000. I think I was bamboozled.

I have tried numerous times by phone request photocopies of paid homeowners tax bill receipts so that I could apply for property tax rebate that I am eligible for every year. Every time I place the call I am told that they don't have a copy of any paid tax bills which is outrageous considering my taxes (and homeowners insurance) are escrowed and they pay my taxes to the township/school district. Now why wouldn't they have a copy of the bill that the township sends to them requesting payment? I have even confirmed with the township that bills were sent to their tax department but yet I can't even get a copy of the tax bill with a statement that the taxes have been paid.

In 2010 I filed paperwork for a loan modification. Nationstar illegally claimed I didn't submit all the proper paperwork for the federal modification but was told not to worry, that they could provide me with their in-house loan modification. I knew they were lying as I always make copies of all paperwork that I submit by mail. Nationstar claimed they could give me a better rate so not to worry. I of course was approved but didn't trust them so I still mailed in a regular monthly payment after the loan modification paperwork was signed & overnighted. Needless to say the modification loan number totals were different from the signed documents and when they received my monthly mortgage payment by mail and a new document needed to be made and resigned (at least in my eyes and thoughts), Nationstar NEVER supplies me with a new and updated loan modification document reflecting the new total showing the payment they received and CASHED!!! I was told not to worry as they had it reflected in their records and no matter how many times I requested nicely and then demanded I never did get an updated copy of the new loan modification document.

I paid my loan for exactly 12 months and then BAM!!! My monthly mortgage payment jumped up to almost triple of what it was to be. I called Nationstar approximately 12-15 times and spoke with a different customer service representative each time trying to find out why my mortgage payment jumped up so high. I got a loan modification for a reason and it was to lower the payment and the payment was to remain the same for 5 years before it began to change. Each CSR attempted to come up with feeble reasons for the increase but I was able to tell them their attempts were wrong (ex: homeowners insurance went up - I told them I was the insurance agent and actually the insurance went down; property/school taxes went up - told them our taxes actually went down 1 MIL & I could provide proof if needed, some even said they didn't even know why & etc...).

At this same time of me calling Nationstar trying to get an answer of why the huge jump in mortgage payment and how long did they think these triple payments were going to last and NOT getting a logical and accurate answer, my best friend/mother passed away. Not only did I have to deal with her funeral details and trying to get her personal belongings out of the personal care home, I sunk into the deepest and darkest depression I have ever been in. I deal with depression everyday but at this point I was fed up with Nationstar. My best friend's daughter had her house financed with Nationstar also and Nationstar started foreclosure proceedings on her home after only missing 2 month mortgage payments. She absolutely hated her home so she took the measly little amount of money ($5,000.00) they offered her as assistance to get back on her feet while moving onto another place. I was never offered that plus I wanted my home. I had to hire an attorney as the woman who was finally assigned to me was the rudest individual I have ever had to deal with. She told me I deserved this due to the fact I didn't pay my mortgage payment.

When I tried to explain to her of what had happened she kept cutting me off and told me that this is what happens when you don't pay your bills. Finally she snapped and yelled at me and told me that she would no longer speak to me or deal with me. I would have to hire an attorney and they would be the only one who could call in and speak with a Nationstar representative. Just what I needed as I'm single and I'm on permanent Social Security Disability. With the money I would pay an attorney it could go towards my mortgage. I was in a no - win situation. I did reach one nice CSR about 4 weeks before the scheduled sheriff sale. She did tell to fill out paperwork for a new loan modification so we could get it approved before the sheriff sale. One of the requirements was for me to get an updated disability paperwork from the Social Security office. I flew to SS office and faxed it over plus all the other required documents. It was 1 week before the sheriff sale and I get a call from her and she tells me they didn't have enough time to process the paperwork. 3 weeks isn't enough???

After looking into the law I found out that they couldn't proceed with the sheriff sale after accepting paperwork for a new loan modification but I did find out after when my attorney had the sheriff sale delayed and I called and asked for the woman by name (who disappeared....or else they wouldn't let me speak to her as she did say that if the sheriff sale did get delayed she would proceed working on the loan modification). I was given a new CSR (the nasty one who told me I wasn't allowed to speak with any Nationstar employee) and found out that there was never any new loan modification application submitted by me at all (now of course I made photocopies of all the paperwork I submitted plus the fax paperwork showing the fax number I faxed it to and it's confirmation of it going through and number of pages). Once again showing Nationstar lied!!!

I hope I haven't lost anyone or thoroughly confused you....but I did save my house but it cost me $13,000 in attorney fees plus it added about another $10,000 more onto my mortgage. I just wish there was an attorney out there somewhere that would be willing to help all of us start a class action lawsuit. I do plan on trying to do some research on how to find the right type of attorney and then approaching him/her. Would anyone be willing to join in on the class action lawsuit? Have you incurred some legal fees? Would love to hear from anyone about your experiences.

I tried to pay off my loan with Nationstar. They sent me a payoff statement with a balance due on 9/30/14. I wired the amount listed which included my escrow balance being credited (which is what they showed - that was not my idea). They credited to my account the wire but not the escrow balance as their payoff showed, so of course my loan wasn't paid off now. I called and pointed out their error. They blamed it on me and said they never issued a payoff. I escalated to a supervisor and sent all the information by fax (btw no one knows a fax number, they put you on hold for about 10 min to get one and they have no email either). No response no follow through.

I called again to another supervisor after a few days - again was told they would follow up and fix. No call no fix. After about 10 days of this they now told me I was late (even though they had the amount of 3 payments) and charged a late fee oh and of course interest. I called again and escalated and they assured me they could fix it. Well they now fedex-ed my original wire back to me and wiped out my escrow account and sent a new payoff letter with late fees and interest and threatened more late fees to come if I don't pay this new higher amount.

This is the worst bank in the world with the most awful customer service. Good luck ever getting anyone to fix anything and I am now worried I will never get back the fees if I send the new payoff because they will then say "you have no account with us". Is there anyone who can help me resolve what should be a simple error on Nationstar's part that they can't fix and won't ever care enough to do anything about? Help!!!!

First off, does any know what program Nationstar falls under? Well it's not Fannie Mae, or Freddie Mac. It's a company with no name but letters ABS. When ask what these letters mean, was not told - went to another conversation. I'm one month behind and from what I reading from others is: Is it safe to continue making payments even though you are a month behind. Why I ask this question is because one person did just what is happening to me. I'm a month behind, will try and make a payment in November. So is my payment a catch up payment for the month of October which in all reality is for November, and my October payment which is late continues to accumulate late fees. I'm just baffle here, every message I've read here is all true. Call to let them know in advance I'm struggling. Need help, cannot afford to continue to pay a mortgage of $1800.00 JS Well, no paperwork so that I can apply for HARP program. No one knows anything, all they want to know is when will I be able to make September payment?

NationStar greatly reduced my monthly payments and interest and I was able to comfortably afford my payments until my employment office cut back on staffing and a couple months after losing my job and running out of savings I was not able to make mortgage payments or pay a majority of my monthly bills. I am now fully employed and have been for a while now but I am not able to pay the mortgage payments that are in the rear plus regular payments. So I have now been placed in short sale to avoid a foreclosure. I have no complaints with NationStar, they were a great help to me when I needed it the most. What will I do, where will I live, or where do I go from here? I have no idea, but this I do know that I must keep my faith that all things will work out in my favor.

We totally got screwed by these two companies which I am pretty certain they are working together to screw people out of their homes and money. Just be aware of any loan modification. Our mortgage was sold to the Nationstar and from the first payment on October 1st we've been having troubles with them. We made the payment online indicating the regular monthly payment for October and an additional payment that was supposed to go toward the principal. They applied the regular payment for October and the additional payment toward the principal for November. I had to call them and tell that we did not make a November payment but made an additional payment toward the principal and asked them to fix the records. It took almost a week. In the meantime, we realized that we'd given them, by mistake, the routing # and the account # of the bank that we did not have the funds for those payments. That bank recalled the funds that initially had been paid and we were charged $29.00 for insufficient funds. It was our mistake to pay for.

We made the similar online payment (regular and additional to principal) on October 14th. I called Nationstar and explained the situation (their records, by the way, did not reflect that the money was taken out). They thanked me for letting them know. But when we checked the statement from the first bank that we made the payment from we realized that on October 10th Nationstar made another attempt to take the money and this time we were charged $29.00 because of them. Our second online payment had the date of October 15th and I don't understand why Nationstar tried to get the money on the 10th and who is going to reimburse us for $29.00?

And again, they applied the regular payment for October but no indication where the additional payment went to. I had to call them and they said they did not know where to apply those funds to (hah...???) I said it was indicated on THEIR screen that the additional payment should go into principal. Again, it took almost a week for them to apply that money to the right place. After having read the previous complaints, I am really nervous what to expect from them in the future. Thank God I did not agree for automatic withdrawals each month that a person I was talking to was trying to set up. But said, 'no'.

Where to start, I took out a home equity loan from Centex a subsidiary of nationstar, or should I say visa versa. Centex formed nationstar about 2 years into my loan. Since then I've had nothing but hell with them. I’ve been promised govt modifications, then at the last minute told I was not meeting the necessary qualifications and was given on a friday at 1 pm till 5 pm to have 3300.00 and some change electronic transferred to their office. This plus the 10000.00 they added to what started out my 35000.00 note in 2004, which is now 44,000.00 pay off amount after paying on it 10 years. They have sent me escrow overage check and in less than 30 days added more loaned money to my escrow account due to an escrow shortage.

After the in-house modification that cost 100 plus, at the end of it, my payment skyrocketed so the only variable I could control is homeowner's insurance. So I found it for half what I was paying, so I swapped companies and the check for remaining balance was enough to cover new ins. So I sent them the signed check, return receipt requested with directives to pay new ins. in full to lower my payment. They so called could find it, so new agent finally cancelled due to non payment and tried to add expensive insurance. But when I confronted them, they ask, denied and ask how I knew they had the payment and I gave them the name of person who signed for it.

I'm still having hell with them but I think I'm fixing to get them in court and no judge in this country who reviews my documents could honestly side with them unless on nationstar's under the table payroll. So if searching for a refinance or mortgage and nationstar is mentioned, run like hell. Anyone or attorney with any type of help, please let me know.

My husband and I originally had our primary mortgage with Bank of America. The mortgage is actually in my husband's name and his ex-wife's name, but my husband was awarded the house in the divorce. Due to some financial difficulties relating to his divorce, my husband got behind on paying the property taxes to the point where Bank of America decided to establish an escrow account and start paying the taxes for us, which we were fine with. They set up an escrow payment of about $400 per month, and they were willing to let us pay that out over the remaining life of the note. The escrow balance would have been a wash by the time the final payment was made. They were very helpful and very willing to work with us since we were so close to paying the note off (within 4 years).

A little over a year ago, I believe Bank of America sold our mortgage to Nationstar. We continued to make our monthly payments which, at $1100 per month (P&I plus escrow), were barely within our budget, but we were managing. And then we started getting notices that we were behind on our payments, even though we have records from our bank stating otherwise. This past week, when my husband told me that our October payment had been kicked back, I finally had him pull our payment history from the Nationstar website. In March, 2014, they had bumped up our mortgage payment from $1100 to $1600, which is WAY out of our budget. But they were still accepting our $1100 per month payments.

And at first they were applying the payments to principal and interest first, and then the balance to escrow (which is how I thought it should be done), but then for the last few months they have been applying the bulk of our monthly payment to escrow, with little or nothing posting to principal and interest. They have been doing this long enough that they were showing we were three months behind on our note, and they were considering foreclosure. When I called them yesterday to find out why they had been applying our payments incorrectly, they said that was their policy when an escrow balance was negative. When I asked why they wouldn't honor the arrangement we had made with Bank of America, they said because that isn't what they do. When I asked why they kicked back our October payment, they said because it wasn't enough (even though they had been processing the same payment amount from us since they bought our mortgage).

And when I asked them what they could do to help us out because we couldn't afford the $1600 a month (and that we had been comfortable paying $1100 per month), their only response was that they MIGHT be able to lower our payments to $1400 a month (still not good enough). We managed to come up with the funds to bring the account "current" through the end of October, but now I am trying to find a way to come up with the $20K we owe on the balance of the note just so that we can get out from under these people. We owe $20K and our house is worth $130K, and I think Nationstar is just looking at that and seeing dollar signs. I think they want us to default so they can have our house and turn a tidy profit. Shame on you, Nationstar. Shame on you.

I refinanced my home to get away from Nationstar Mortgage and their rude and annoying customer service. My loan was sold to them in the first place. I would never have gone there in the first place. My new lender paid off Nationstar on Sept 9th and I asked them how long it should take to get my mortgage escrow money from Nationstar since I did not trust I would receive it. I was told to give them 30 days. I called them on Oct 10th and was told the check was mailed of Sept 27th and to give it one more day. Well I gave it until the 14th.

Upon calling today I was informed I could either give it a couple more days or have to wait an additional 30 days for the check to be reissued. I said this is unacceptable, it is my money and if I was late they charged me a late fee. How come I get no late fee from them since it is their responsibility to refund me back my money? Asked for a direct line to call by passing their computer and was told they could not give me a direct line. Waited on hold for over 30 min for a supervisor who so far is not coming to the line. Guess they figure I will give up but they jerked me around for over 2 years before I refinanced so it's matter of principle now.

This is wrong any way that you look at it. Nationstar has refused to refinance so I could get a lower interest rate, they are hateful and not a good company to get involved with. Now I am in their clutches and I do know how to get free without losing my home. I would gladly be a part of a class action suit.

I have gone the entire year making my payments and September my payment was returned??? I called, they told me they were working it out. Then I got a call from them, first one EVER. They told me I owed of $11,000 on my loan because the escrow went up and I had not been paying it. I never got a letter, I never got a phone call! I asked for my payment coupons to be sent to me in Late December 2013 so I could pay off of them. They didn't include the current amount on the new coupons nor did they send me new ones.

I have been going rounds with this company over my 2nd mortgage with them. They kept sending back my payments but couldn't tell me why for 5 months. Somehow the modification was not noted on the account so the amount was less than the full payment so they wouldn't take any money. No communication, very dishonest. I have talked to 55 people from Nationstar this year to resolve this problem and not once did they tell me I was making the wrong amount on mortgage 1. I would not deal with them ever, if I had my way. I think they force people into foreclosure.

My wife was released from her job and unable to collect. We were looking to lower our monthly payments until she was able to find work. We contacted Nationstar, our newly acquired mortgage company, and filled out the application for a modification. While we were back and forth with the paperwork, Nationstar was busy re-writing the essential conditions of our loan agreement. We were still making our regular monthly payments, but while they were figuring out the conditions of the modification, our statements began to reflect an increase 'amount due' figure. When asked about it, they told us not to worry that once our modification has been finalized everything will fall in place. Yeah, our money in their pockets.

We received the final draft and found it to be ridiculous. Because we did not have much success contacting them by phone, I decided to write them a letter (certified mail return receipt) asking that account is returned back to its original form and that all information pertaining to the modification are null and void. Our account is a Fixed Non-variable Equity Loan Account that would be paid off in 11 more years (maybe sooner). We don't need this. We await their reply as of this posting. Wish us luck.

My wife and I relocated from VA (Stafford, just south of Quantico) 3 years ago when her job moved to Houston. The VA housing market was terrible so we rented our house for 2 years and had nothing but trouble (storm damage, renters left with no notice) so we decided to sell. The house was already underwater (we bought in 2006 and by 2008 it was underwater through no fault of our own) and with the soft market we knew it would need to be a short sale. The bank won't talk to you about a short sale until you have an offer and you've missed a payment -- stupid. To top it off I unexpectedly lost my job which further strained our finances.

So we were now behind on the mortgage payments (on purpose), are operating on half our normal income, and finally had an offer and the Nationstar said they were going to foreclose despite all of the communications we had. They said 15 days was not enough time to consider the pending short sale (even though the process was already underway and they never said they had a time requirement, all we knew was they were waiting on the offer). Things changed from later September when they were working with our realtor to the frantic call at the beginning of October that Nationstar was going to foreclose and would no longer work on the short sale. We thought that we could get them to reconsider and asked about a loan modification (anything to get the foreclosure process to delay for the additional 15 days they claim were needed to consider the short sale), they said they needed 37 days to consider a loan modification (which we didn't want since we were trying to sell) and that they would foreclose unless we brought the mortgage current.

Everything with them requires more time than you have given the constraints they put you in. How can you start a short sale process and then announce halfway through you need twice the amount of time?! I asked them how much to bring the mortgage current (hoping we could afford it to avoid foreclosure) and they told me the amount (not horrible) and said "plus attorney fees". I asked how much those were, they said they did not know and would not "order the attorney fees" unless I agreed we would pay them. Huh? I calmly asked how could I commit to an unknown amount and they repeated their stance: they would not obtain the attorney fee amount for me until I agreed to pay this unknown amount (on a specific day, no less).

So after several months we finally had a short sale offer, earnest money was deposited and we were ready to try to sell the house when Nationstar decided that they would rather foreclose than deal with us. I don't have experience with lots of mortgage companies, we certainly did not choose these folks (our mortgage was resold to them), but from what I have read here we are not alone. These folks are horrible and seem to want to foreclose. I am happy that we are not living in the house (we have 3 children, 2 are special needs) and have to deal with being kicked out of our home. Nationstar should be more willing to help their customers out, especially when they have tried to do everything they can to follow their cumbersome and obviously shifting rules.

I refied my home in 2005 with Centex Mortgage Company for the purpose of restoring an older home built in 1901. The loan went through no problem and I was funded. In less than a year, I get a letter from Nationstar stating that I was no longer to pay Centex, but to pay them. At this time I was working and making a little over 53k a year, with Days Inns as a consultant and property manager. My mortgage was for 15 years, to mature in 2019. The first year with Nationstar, they jumped and paid my property taxes in July - that is when our county sends out the bills. We had until Jan 20th of the following year to pay these county taxes, yet Nationstar contacted the county tax office, obtained the amount owed and paid the taxes right then. This opened and escrow account with Nationstar which of course I would have to pay.

I signed no papers for them to pay my taxes. They simply took it on themselves to do so. I continued to pay my mortgage on time and then noticed on my bill a home inspection fee of 75.00 appears on my bill 4 years after I had signed with Centex. I tired with failure to get Nationstar to explain this fee to no avail. I became disabled in 2010. I used my saving to continue to pay Nationstar. In 2011 I ask for a HAMP loan. This process dragged on for over 2 years needing one more piece of paper. My husband showing up in their records as being deceased. He had to go to a notary and prove he was alive and well.

Finally in 2013 the HAMP was approved. I was sent a contract with a FedEx return package to have all paperwork signed and returned within 48 hours from receipt. The new mortgage was for 480 months. Keep in mind I only had 5 years left on my mortgage. If I had signed this paperwork I would have been 106 years old when my home paid off. My balance owed at that time was 34k dollars total. The new loan would have lowered my payments by 103.00 a month, which was no help at all. I declined the loan, tossed the contract in a garbage can. This company opened an escrow account for the loan and started billing me for the escrow, for a loan I never took out. Now they take a portion of my house payment paying this escrow account off, that I didn't owe. You call them and they say, “Ok we have it all corrected now” and yet it never corrects.

The final straw was this past year. They paid my insurance on my home with MetLife that I had been paying for over 5 years and never miss a payment or a late payment. I confronted them about why they paid insurance that was already paid. They contacted MetLife and requested a refund for the money they had paid by mistake and told me I would have to pay them this money. And once the insurance company gave them their money back, I would get a refund. Their error, I pay for it. I tried to pay my monthly payment in Sept on Sept 3rd. The payment never posted on my account which of course put me in a late charge issue, 25.00.

On Sept 24th they sent my check back uncashed and said they could not accept this as a payment as I owed the insurance escrow as well as my taxes and my payment - and my payment now would go from 604.00 a month to 752.00 per month until this was paid off. If I didn’t catch up payments I would go into default and lose my home of 30 years. My husband and I are both disabled, and our total income is 1700.00 per month. I am on 24/7 oxygen dependent. They demanded a payment by phone of 1502.00 which took our entire monthly social security checks to pay.

This company has treated us this way for over 8 years now, and they know my home is worth 95K, and I owe a little over 30K total. As I see it they simply want to take my home, flip it and make a tidy profit - selling it. My husband and I need help. We don't qualify for any aid of any kind, simply because we worked all our lives and don't meet requirements for handouts. This company is the worst of the worst ever. It has taken a toll on me and my husband’s health. We sit here wondering when we will be tossed out on the street with no place to go. Nationstar has stressed us both so badly, we can never recover.

I complained on this site, feeling helpless, and thinking that I would have no luck in getting my mortgage back to (or closer to) the modification payment. However, Nationstar responded, and spread the escrow payments out, so that the payment was lowered by over $100. I am very grateful, and I have to change my rating now!

Also, I have to point out that I didn't even realize that our taxes had gone up (I guess we'll have to take that up with the town of Plymouth now, since that's a bit of a mystery). Nationstar's response was so quick, that I didn't even have time to look into the issue myself.

    Original Review: Oct. 9, 2014

Escrow increase - Our (modified) mortgage was sold to Nationstar from Bank of America. Like so many on here, our mortgage increased by $200 per month. I was told today that it would not go down, as I assumed it would, after we'd paid that amount for a year. It made no sense whatsoever, what she said. I am going to request an escrow statement for the past year, and see if they comply. I thought Bank of America was the worst lender that we could deal with, now I'm worried that Nationstar is as bad, if not worse. We are both self employed, or else we would look elsewhere. It is not easy to find lenders these days.

We have been diligent about following up on a regular basis and have been consistently told that they have everything they need in the way of documents, etc., only to be told at a later date that they did not receive a particular document or that a particular document needs to be updated and resubmitted. This has been going on for a year! We have asked to speak to a supervisor numerous times only to be put off. We tried to give them the benefit of the doubt by blaming the issue on "red tape." However, it is becoming increasingly clear that this is a ploy to avoid having to give us a lower interest rate. We are at a loss as to what to do.

When the finally did the modification my rep informed me that there was 38,000 extra on my note in error so we filed an appeal to remove it.

Underwriters refused to remove it and said that I had to sign the agreement and pay the deposit or they would foreclose. They also said it was illegal for a 2nd modification to have a higher payment.. My payment went up 200$. I owed 105,000 on my house and I now owe 198,000! They took all the payment and put them on top of the loan, including the principal that should have been subtracted. How can they add principal that wasn't paid to the top of the note?? This is outrageous and I know they broke several laws! They gave me 24 hours notice to pay 1500$ and I had a payment of 952 due in less than 2 weeks! If BOA didn't "accidentally cancel" my reinstatement I would owe 105,000 with a payment of 751 a month! I asked her where her corporate office was and she said "There is no corporate office." "What?" "Where does my payment get mailed to each month?" She said, "Customer relations in Erving TX." "Where is your customer service located?" She said, "Philippines." This would account for the foreign accent.

I googled the company and the corporate office is 350 Highland Dr, Lewisville, TX 75067 Customer Service is (888) 480-2432 (Philippines). The Philippines is their call center. Even my attorney was shocked at how long it takes and he does this all the time. We managed to get it just in time, It was 1000 more than I actually owed but we cut them the check and sent it to them.

Three days later my lawyer calls and tells me there wasn't enough to cover the mortgage payoff. I called nationstar to talk to someone. The first person put me on hold for 20 minutes then told me she couldn't help me and hung up. I called back and got a different person, having to go through the whole menu again and got someone who was a bit more helpful by transferring me to someone else. The next person had to get me on the phone in a 3-way call with a third person who barely spoke english and couldn't understand what I was asking. Finally after 45 minutes I managed to convince them to send me another payoff statement which they told me was the same one my lawyer had received. (And it took time to get the payoff) I have a copy of the one I got from the lawyer and the new one, there was a 500 dollar difference and not in my favor. The lady I talked to assured me that this payoff amount would hold until the end of the month.

I called back to make a payment, but they can't take a payment over the phone, it has to be wired or a cashier check sent. When I called back to make the payment, I was told I owed a different amount but they could not discuss it over the phone, I would have to wait for the payoff statement... so round and round we go right. I'm sure by the time I get this one, I will owe something else!!! I can't help thinking they are pushing me to next month so I will owe late fees and the interest yet again on the whole amount, which they have but won't process without the final amount.

Nationstar double billed me. I cancelled automatic debits and arranged a one time debit for March. Their error cost me $25 in NSF fees. I called Nationstar the first week of March to cancel my automatic withdrawals and to arrange a one time debit on March 14th. The representative arranged the one time debit but later said she could not cancel the one time debit. She said I would need to set up an online account and do it myself. This required me to agree to a release of liability/hold harmless agreement for any mistakes they make pertaining online security, etc. I declined.

On March 10th, they attempted a debit and there weren't sufficient funds to cover it. That was a $25 loss but that my responsibility. This is when the trouble began. I called Nationstar to make sure it did not happen again. I spoke to a representative who assured me he would cancel the automatic withdrawals and the one time debit on the 14th would still occur. On March 14th Nationstar debited my account as agreed and that took care of my monthly mortgage payment. On March 17th, Nationstar attempted an automatic withdrawal and there weren't funds in the account to cover the cost. My financial institution imposed a $25 fee. The representative I spoke to on the 12th assured me this would not happen.

On March 18th, this came to my attention and I called Nationstar 3 times. I spoke to 3 representative, none could help me address this issue, in fact, they said their system did not show an attempted debit on that date. One representative asked that I FAX him the bank statement. I objected, suggesting to email him the document because there is no accountability with faxing documents. The recipient can always say they did not receive the document and there is no way to prove they did. In spite of that I faxed the document, but after being on hold for more than 10 minutes waiting for him to check the fax machine, I disconnected.

I spent a total of one hour and twenty five minutes on the phone and nothing was accomplished. In fact half of that time was spent on hold. This is not the exception with Nationstar, its the rule. It has been my experience that most telephone transactions with customer service take 30 minutes. Calls to the refinance or new loan departments are answered immediately. The people in the loan modification department DO NOT ANSWER THE PHONE AT ALL. I suspect Nationstar received Federal funds to grant modifications. I requested that a supervisor return my call to resolve my problem. I'm, still waiting for that call. This company couldn't care less about serving its customers. About a week or so later, ** called while I was at work. I called her and left a voicemail message and I am waiting for the return call. Around this time, I received a letter from Nationstar informing me that they would be applying a $15 fee for the failed debits, this was eventually reversed.

On Friday, April 11, 2014, I was able to reach ** by telephone. I explained that I was very frustrated and it would take a while to explain why. ** cut me off and said she would not allow me to take my problem out on her. I thought this was a little premature since I was excited but hardly rude or disrespectful. I explained that I had no intention of doing that but I was frustrated. After explaining my billing problems to **, she told me I would need to wait until the customer service representatives I originally spoke with conducted an investigation. She repeatedly told me "Nationstar was not going to just send me a check for $50.00." I explained that I had faxed the supporting documents showing my loss. ** acted as if I was making this entire incident up, saying that her system did not show that Nationstar attempted debit on the 17th and 20 of March. I asked if I could email the supporting documents to her. She refused saying her company would not accept emails. I explained to no avail that there is no accountability with fax messages, which was evident by the fact that she did not know I had already sent the documents via fax.

I also asked if there was another telephone number or a contact person I could speak with contact regarding a loan modification since it seems that the loan modification staff do not answer the telephone. ** did not provide me with a contact person and gave me the same toll free Nationstar modification department number. Thoroughly frustrated after going around in circles, I asked if there was a supervisor I could speak with. She identified herself as a supervisor, or equivalent, and refused to allow me to speak with someone else. I have never experienced suck organizational indifference and incompetence. I have worked in the public sector 27 years and the worse bureaucracies I've ever dealt are no where near as bad as Nationstar, not even close. Based on what I've seen from so many Nationstar employees, it is apparent that the management and the executive staff tacitly endorse this type of service or lack thereof.

During this time I had filed a complaint with the Better Business Bureau and submitted several follow-up letters. ** of Nationstar responded in writing in late April. The first three paragraphs of ** response were accurate, however, the factual content diminishes as the response continued. In short ** and the Nationstar staff maintained accurate notes of everything that transpired except for the attempted ACH drafts. Everyone I have dealt with acts as if it did not happen. They have simply ignored the supporting documents from my credit union that I faxed them on two separate occasions.

This company simply does whatever they want, understanding that there is no price to pay. Unlike cell phone service, insurance and television service, most people cannot just change mortgage companies. It is for that reason that a company like Nationstar can operate in bad faith with impunity. I was never reimbursed for my loss and I finally just gave up. The $50 loss was not worth the stress.

My mortgage payments have been drafted automatically from my bank account since Nationstar acquired my loan. This month I started receiving phone calls stating my payment is delinquent. When I finally got to speak to a representative (who doesn't speak English well at all) he promised that he would take care of drafting the payment from my account this month, and would also take care of reversing any fees that may have occurred due to this mishap. He also said that he would research what has happened and leave a message on my answering machine. None of this has happened. I see the payment still has not been paid from my account as of 9/22, nor have I received a message telling me what is going on. I do not know why automatic payments would have stopped and did not feel comfortable giving any of my loan information over the telephone. Not sure what I am suppose to do at this point? Refinance?

With BOA, I had never been late on a payment... ever! But when Nation Star acquired my loan... they would call me at work or home on my cell phone SEVERAL times to inform me that I was late on a payment - which was NOT true (this was VERY embarrassing in front of your boss and other employees)... Once again... I never made a late payment. This was "harassment!"

So what I did was: Went to a local bank (in this case SUNTRUST) and had the loan refinanced 3.6%! So I DROPPED ALL ACCOUNTS WITH BOA! because they sold me to a company whose background were "debt collectors." Why would BOA sell my good standing loan... after I had been a GREAT customer for SEVERAL years... to this evil/harassing company? If you have had a similar experience... do what I stated above... then report them to the Texas State Attorney General Office! Btw.. having my loan refinanced thru SUNTRUST was a PLEASURE! Unlike BOA, they treat you like "a customer": They sincerely appreciate your business!

On the 1st, direct deposit hit my account, on the 2nd, they again debited my account for 1881.00 the third time. They admit taking the money but required me to jump through hoops, which I did, and they finally sent a check for 1860.00, saying that processing fees, I was responsible for after their mistake. They are attempting to misuse the elderly, and rip off their estates. You can never contact anyone other than when you call to make a payment. Ever since my home mortgage was handed over to Bank America from countrywide, things became hard to handle. Online payments were lost, not posted etc. Then when BA was forced to sell all their mortgages to Nationstar, things got worse and way out of control. I have been overcharged, misrepresented, accused of not paying my mortgage (which I have copies of all payments made since conception) and charging me obscene late payments for no good reason. Trying to charge me for my property taxes when I have them on a quarterly payment schedule to the county, and even lately, returning my Aug payment with the remark that it was being returned because it was not for the amount they say I owe. Countless attempts to call and talk to a loan advisor has gone unanswered and left on hold for hours. I have contacted my attorney to get this settled which will obviously cost me thousands to correct their problems in accounting and business ethics. We immediately got all of our work in order, i.e. appraisal, turning on all utilities in our name, inspection, etc. and were ready to secure our loan to purchase the home, set to close mid-March. However, they did not have the deed in their name. We called and called to get them to work on it. We got nowhere except they said they were working on it. Month after month passed... Eventually, we get an email from the auction house saying that the seller is no longer going through with the transaction... WHAT? Seriously? We have waited patiently, paying to up keep the house in the meantime and with no explanation the deal is dead?

Well, we did finally get the realtor to get Nationstar to respond and to work on our file... Then they ask, can you close by next week?? WHAT? No, everything has expired and we have to start the loan again, but we can close in 3 weeks. A date was set, a new contract we signed and we thought "Yeah." But, no. Once again, we are ready to close on this home, but Nationstar still hasn't got the home in their name, and no one can give us any answers. This is beyond frustrating. This bank is so incompetent. How is it that we let them control all aspects of these transactions? These homes sit empty, falling into disrepair when there are buyers anxious to buy them!!! There should be some protection for the buyer. They have our down payment. We have done everything we can to make this happen, and this bank is completely useless. Pissed off to say the least.

Had a house. My last payment was Sept. 2007. I left that month. After a bungled foreclosure, the house was finally foreclosed by BOA in February 2010. BOA then sold this "dead" non-recourse loan to NS in December 2013. Starting in January 2014, NS billed me for the insurance on that house. I complained to the CFPB. Contacted my attorney, who wrote a Cease and Desist letter to NS. Then in March, NS agreed in writing on their letterhead to the Cease and Desist. A copy of that NS letter went to CFPB .

Guess what? In May, NS again billed me for the insurance on that house. I again complained to CFPB. Then in June, NS agreed in writing on their letterhead that no more contact would be made. A copy of that second NS letter went to CFPB. Guess what? In September, NS sent me a written memo stating that I owed $1731.64 a month on that house. The memo was entitled "Changes to Your Mortgage Interest Rate and Payments on 10/01/14". What? Still trying to collect on a "dead" non-recourse loan on a house foreclosed in February 2010! I do NOT have any loan with NS!

Seeing that twice, NS violated it's written promises to me- I again complained this week to the CFPB asking for a permanent Government order for NS to Cease and Desist. That was a non-recourse loan, once the house was foreclosed - that is it. It should be over. That is law in California. NS reps are no help. The reps were saying falsely that my name is still on the loan, saying falsely that I had "made" a payment on that foreclosed house in February 2012. No way! Guess what? I asked the CFPB this week for an "order" directed at NS, because I do not trust NS to do things voluntarily. I stated that will not accept any more written promises from NS. Why should I? Two promises have already been violated by NS.

We have financial problems just like any other family, illness, a mother taking care of her children. Well I applied for modification and in the past there was not a problem. Well here comes, I applied and every call I made they told me they did not have my application. I know for a fact they did. I sent 3 or 4 applications. I had the copies, I was informed this was I think oct 2013 and I was going to be foreclosed. I prayed and tried several times to get modification.

In December 2013, I was working part time, and all the stress and worry what am I going to do. In December, I went to hospital, I had gone to dr's office and that is when I discovered that I had tachycardia pulse over 160. I could have passed out, or became unconscious. Anyway the tachycardia was thought to be from the stress and anxiety of trying to save my house. And I called and let nationstar that I was in hospital, and I cannot make arrangements to move or even think about modification.

A repr. called me after I came home, and was asking if I am going to be out of the house by 21 of December. "No," I just about exploded, "I just got out of hosp. and you want me to move by 21. I don't think so, I am recovering from hospitalization with my heart. I am recovering and on a therapeutic heart medication that requires to accumulate." I asked her "what would nationstar do If I had died?" That was the end of calls until march when it all started over again. By then I had prayed and made up my mind don't fight just get out. It hurt so bad. All my memories and life had been tied up in that house.

Well GOD gives you advice and support to take some of the hurt away. I talked with the reps and of course they could care less about your feelings. I was advised that I would get moving expenses, that 3,000.00 could not make up for the pain and the 19,000.00 hospital bill that you are presented even with insurance. I am grateful for what insurance paid. I have been thinking about all this and I have wondered if I could sue for damages. Well GOD will answer that one in due time.

Since Dec 2013-Jan 2014, I have called and have been shuffled through customer service in the bankruptcy dept and told no one can help me because my loan is in the bankruptcy dept. I finally get an email from a man, Raymond ** that talked loan modification in Jan, I submitted ALL papers asked for but the process was dragged out until July and he never communicated with me, BUT with him asking questions and wanting answers until finally he says I am denied due to non submitting of paper that was not asked for... This man kept asking for same records over and over, I submitted them again and again.

I honestly think they did not want to work with us because of my unemployment and because of my husband’s little income. I even explained I would be getting a federal gov. job as soon as my security cleared and would be able to get back on track. I feel we were discriminated against. I now have THEIR attorney sending me papers wanting to foreclose. This company would not accept payments when they said it was in bankruptcy (this was discharged in 2010). I contacted my bankruptcy attorney and he said this was not an issue. I am going to lose my home even after I offer to pay, even after I tried my best at loan modification process, I don't know what to do. I just tried AGAIN to call 9/2/14 and same story, in bankruptcy dept and they would not talk to me. I even asked to speak with managers, I was told to call back in a week, call back on Monday, etc.. I did all these things.

How can you pay a bill that no one will accept a payment from? How can you discuss options when no one will talk to you? THE ONLY communication I get from this company is when attorney sends papers! They already released to my credit report they have foreclosed. I have reported to BBB, to the US Attorney General KY office, to the Texas Attorney General office of their state.... Even yesterday when I spoke with Ivy, she would not tell me anything but last phone conversation was in Feb. This is because I was trying to resolve a modification with Mr. ** by email which I can send all copies of. I don't want to lose my home. PLEASE help me!

Please help us with this Company Nationstar Mortgage. We very stressed and upset with this company. No matter what we do as customer we always wrong and this has got to be worst mortgage company EVER! and has been NIGHTMARE for us. Our Mortgage was original from COUNTRYWIDE sold to BANK OF AMERICA then sold again to NATIONSTAR. It started last Oct 2013 when my husband threw his back out. He couldn't even walk at all so he didn't go to work for about 1 month. We lost paycheck and money due. We need to paid with our own pocket all his medical care since insurance didn't cover it. Then we miss payment for 2 months (Nov and Dec) but then we trying to keep up with what we owe them by sending check every week $1000 for 3 week in row but they never cut from our bank and returning the check to us.

When we call them on Jan 2014 (which we still sent the money to paid it) they told us they don't want partial payment, they want full amount of money that we owe and they threaten us with a FORECLOSURE sign in our house if they don't get their money by the date they mention to us and tell us they are NOT MORTGAGE COMPANY BUT THEY ARE DEBT COLLECTOR AGENCY. They don't even let us talk to other and don't even give us time to talk on the phone. They keep saying, "Sir, you need to listen to us!! You can't talk anymore with us until we get our money! We are Debt collector people." So end up we owe them till Feb 2014 which $5200 plus with all the late fee and administrative fee. So we call for help with my father-in-law. We short the money about $2200 and we paid in full amount. But the every month after the 1st day of each month if they don't receive our mortgage payment they start calling us even actually we are paying our mortgage just not on 1st of the month and harass us.

When they call to the house while my husband is at work and I pick up the phone and asking what wrong they would not let me know even though I am on the account as a person to speak to. I tell them to call back at 5pm when my husband at home but they never call him at home instead they call us at 9-10 PM (Eastern time) at night while all of us are sleeping. Today, I received statement from them saying we owe them for Sept payment while We already sent 3 month mortgage monthly payment (due to my husband layoff we planning to get our mortgage pay for this 3 month since we don't know if he will be back to work or not or the bad thing that I should find a job in this 3 month. We are Single income and have 3 kids still toddler, infant and baby.)

It specific said payment for Sept, Oct and Nov 2014 and their $50 for late payment that they're saying we owe them $6.50 (which we so shock why we owe them because we always pay extra. Our mortgage monthly was $1,243.** and we always paid $1,250.00 so you see there extra $6.** there every month. Where the money go to?!?). The check we send was clear in my bank account on Aug 26, 2014. Today the statement showing that we owe them for Sept. We call the 1888 number... the machine saying they receive our payment about $3800 and the next payment was due on OCT 1, 2014. So where is my mortgage payment go to?!? They said it toward principal?!?! Our principal was only $191 and didn't even bring down our balance much. Right now we still owe them $72.***.**. with interest rate 7.50% and no one will refinance our house even our credit score was NOT BAD. We didn't make a note those $1,250 of those 3 checks are payment toward principal... It should be toward monthly payment. So we don't know what is our right as a customer in this mortgage company.

Before we send these checks, we did call in asking can we pay in advance, they said YES!. Today after I hung up the phone with them (While I on the phone my husband was sit in the driver seat and hear all the conversation) my husband call them back, they said give them 48 hours to fixed this problem. Why we need to give them those 48 Hours when we owe them money they don't even give us time to collect all our money to pay them. Do you think that FAIR?!? This company say one thing for you but they will do something different from what they tell you. They only benefit themselves. We have no words for them anymore. We are so angry right now and feel like our money has been misplace. We trying to make it right for our financial and hope thing get better for us. We struggle and make end meet but we trying to pay our mortgage so it won't hurt my husband credit score due to this matter.

But what Nationstar does to us was NOT FAIR. WE DON'T HAVE OUR RIGHT AS CUSTOMER! IT ALWAYS A COMPANY RIGHT WANT THEIR MONEY. My husband and I looking for a job right now. We are hoping in this 3 months we can get any job so we can get back in financial afford to pay our mortgage (even we will end up have 2 or 3 job per person) without them harassment us by calling in the middle night. We have enough stress already with this struggle financial and looking for a job. We don't need company put more stress into our life. We don't like to abuse the Government benefit system. We still think when we struggle with this there people have more worst than us. We know no one will help us beside our self. So that what we plan. We realize when we plan thing sometimes don't always happen as we want. But what they did not post my payment in my statement and put the payment where should not to or put in toward principal that is NOT RIGHT!!

We work hard for all our money. For them to do this was a NIGHTMARE for us... that a lot of money for us to paid it in advance but we know it will help us at the end of our journey to find a job and when we get the job we won't miss the payment... Please forward this complaint to FEDERAL GOVERNMENT WHO OVERVIEW ALL THIS MORTGAGE COMPANY... We know some of mortgage company are in the problem to such of BANK OF AMERICA have a lawsuit with all the insurance program. We highly appreciate if our complaint can be forward and their people out there also maybe have a same problem like us.

The initial phone call was phone tag hell. The rep couldn't understand our current address and loan has nothing to do with the new loan refi. He transferred us to a GA home loan guy who again asked all the questions but had to transfer us to a KY home loan guy. This guy had computer errors and wasn't able to get the loan started. He said he would call back in a few hours, this didn't happen. I waited until the next business day and still no phone call. So I called back and got a voice mail. Now that I've found this website and the terrible reviews I think I will take my business elsewhere.

I was one of the unfortunate souls that was bought out by Nationstar. I was with BofA, who assured me that they would be able to help me with a loan mod. I had all the information in. They said "great", they would be back with me within a week. I called a week later and they said my account was sold to Nationstar. BofA said if they would have gotten to my account one week sooner, they would have been able to help me. WHAT???? They of course knew my account was sold!

I was with Countrywide originally, then sold to BoA. I got into a predatory loan. This is a whole other story, that to this day is unbelievable to me. The payments went up close to $400.00. I asked Nationstar if it would be alright if I paid the original payment of $1,1652 until the decision was made as to which loan mod I would get, because according to Nationstar, they jump right on the loan mods and get an answer within 2 weeks to a month. I was assured every time I spoke to a rep that my paying the original amount would be fine until the loan mod was finalized. I made the payment every month and on time. Not until I was declined for a loan mod I was told that I should have been paying the full amount of $2,030. Again, WHAT? At that point, I did found a not so easy way to pay the full amount, which I have every month.

I just received a letter to go to court. I received it three days ago and I'm suppose to appear 6 days later. I'm told they are saying I haven't made a payment since 1-2004. I had to go to the bank get my cancelled checks for proof. I should say, yes I filed for bankruptcy two years ago and they want the house back. Point being, they are unethical scum! They gave me no time to prepare and my attorney is on vacation! Now, I will get on to the rest of the story.

Nationstar lies constantly! I can't even articulate the deception of this company! They say, "Oh yes, there will be at least one loan mod that this company can come up with for you. Don't worry"! They said, "Oh yes. I will make sure I stay in touch with you and this will be taken care of. Nationstar is really good about loan mods." Now here's the thing. The rep that was suppose to stay in touch with me and keep me aware of what was going on, never did stay in touch with me. I was told call back in a week if I don't hear anything. Being anxious about taking care of this sooner rather than later, I did as they suggested. I called every week. Of course I wasn't able to speak with my rep - there was only voice mail. I left a pleading message to have them call me back. NO RETURNED CALLS EVER!

I started calling more than once a week, still no returned calls. I thought I had better get in touch with someone, so I called the main number, only to start all over again! I would explain to the new person, who would say, "That's strange, you should have received feedback by now". No, I explain the situation. Again I was assured that they would personally take care of it and they would contact me with an update. Of course no call back, no nothing, even after leaving my pleading message each time. I can keep describing these situations over and over, but just to let you know this went on for close to two years. The last call that I made they said no, there was no loan mod that they could help me with and I would have to short sell or give them the townhouse back.

They were very curt and matter of fact with me. I say that because I called back and spoke to several people over a week span and they all became hostile! I thought perhaps I might be able to talk to someone that was willing to help me - that of course never happened. I did some research and found someone who worked for Nationstar that said this is their practice, to give you false hopes and dispose of you. They just want to have the property returned to them. I was surprised she told me that and in fact said she was quitting, she couldn't take the guilt any longer. She found a job with a credit union, where she won't have to lie as part of the job requirements.

I am furious, flabbergasted, duped and victimized by this company!!!!! By the way, I am in the rear's for $8,000. I told them I would somehow come up with the money if they gave me some time. I was to get a return call. Of course I never did and so here we are. I know someone who has been not paid Nationstar for two years. This person has been living free, their payment is over $6000.00 per month and have not yet taken the house back. My property has gone up in value and they want it back. More money for them! I know my story is long, but I just couldn't hold it in any longer.

First they couldn't transfer my every other week payments arrangement, then they charged me over $75.00 trying to set up the payments the same way I had with Aurora. Then they couldn't get competent staff, so I just started paying monthly. It is now September 2014 and I have fees on my account that has been paid by the 15th with few exceptions. What are these unexplained fees? Does not make any sense to me. So here I go trying to figure it out. These fees are not due.

My mortgage was sold to Nationstar as of December 1, 2013. When Nationstar did my escrow analysis in July, I was told that beginning August 1, 2014, that my payment would increase by $169 a month due to a shortage in escrow. This shortage was supposedly because my PMI (I have a FHA loan) had more than doubled. This made no sense to me since I haven't refinanced and I'm paying on the same loan. I called Nationstar (that in itself is a fate worse that getting teeth pulled) and when I finally got a live person in the right department (it took 4 transfers and 50 minutes on hold to accomplish this), I was told that they would "reach out" to FHA and that I, the customer, could not talk to FHA. They said I would have to call back in a week or so to see what they found out.

REALLY???? The customer doesn't even get the respect of a call back??? I took it upon myself to google FHA and got a phone number. I called them and they were super helpful. They stated to me that the PMI had NOT increased... They were billing Nationstar what they always had. I called Nationstar and once again had to go through the moronic phone system and when I finally got the escrow department, I was told that THEY had to hear this from FHA. They would continue to "reach out."

Finally yesterday, after I submitted a complaint to the CFPB, they told me that I was right - FHA confirmed that the PMI was what it has always been. They "lowered my payment" down to $30 more than it has always been. I asked why they didn't lower it to what it was prior to August 1 - why the $30 increase? They "didn't know for sure" but "probably it was because there was a shortage in escrow from the increased PMI they charged my account from Feb. to August." UNBELIEVABLE. They don't seem to get it that they charged my escrow account in error and that THEY need to credit my escrow account $900 ... It was THEIR mistake ... not mine. Let me also say that my homeowners and my property tax have not increased. This entire supposed "shortage" was due to Nationstar incorrectly debiting my escrow account $90 too much each month. They are an incompetent Rinky Dink operation if I ever saw one and nobody seems to know or care what they are doing.

I am a real estate broker in Vermont, and I have client who is trying to sell two properties he owns as short sales. The first property is a two family home in a rural Vermont village. I had a full price offer from a Buyer, accepted by the Sellers back in April, and was informed by the original bank (Bank of America) that Nationstar Mortgage was going to handle to short sale. I have uploaded literally hundreds of documents, had to hold open houses for online auctions, had to disturb the tenants multiple times for BPO inspections, showings for the auction, entered and re-entered the sellers financial information, 2 months worth of paystubs, etc. and we still do not have an approval for the short sale.

The Buyer is patient and has extended the contract 3 times, but as of today, we still do not have approval for the short sale, nor any info regarding the closing. They frequently do not answer emails. You have to go through "Equator.com" message boards and tasks that are ridiculous. This company is worse than the "robo-signing" debacle companies. I think they are deliberately delaying any closing so the Buyer gives up and they can foreclose on the Seller. Realtors - DON'T ever take on a short sale if it is managed by Nationstar!! You will live to regret it, I promise.

I am now trying to continue a short sale on the Seller's previous primary home with the same ridiculous process and I am honestly ready to quit RE and walk away. I will estimate my proceeds from either of the sales, IF either one closes will work out to be about 5 cents an hour, not counting the paperwork expenses of printing, mailing and scanning and uploading the 100 pages of redundant documentation they require. They advertise that they are a company you can trust. HA!!

We were set to close on the sale of our home on 7/11/14. Nationstar was the mortgage holder. The Cook County property tax bill was due on 8/2/14 and the money to pay the bill was in escrow with Nationstar. On the payoff letter, Nationstar, noted that we had to pay the property tax bill at closing since they were not paying any property taxes until the last week of July, the 28th and 29th specifically. I spoke with the payoff and escrow departments at Nationstar and with a few levels of supervisors. Each said that they would NOT pay it early and that we would have to pay them at the closing. Further, Nationstar said that when they went to pay property taxes at the end of July they would see that our mortgage was paid in full and the money in escrow would then be refunded to us within 30 days.

We were prepared to bring $15,000 to the closing to get out of that house (note: we never missed or were even late with a single payment, ever). Having to bring additional money to the closing to pay the property taxes forced us to use money that was allocated for moving, for the property taxes. 30 days after closing we received a check for about $100 from Nationstar, far less than what was in escrow and far less than the property tax bill. I contacted Nationstar and was told that they paid the property tax on 7/9/14, two days before the closing date. This is exactly what Nationstar said they would NOT do.

At the closing, we paid the property taxes as instructed by Nationstar and the title company. Now, Nationstar is saying tough luck and will not reverse and refund the payment that they sent. They did tell us that they see two payments were made, theirs and mine, but Cook County is saying that they only received one! I had to borrow that money from family in order to close with the promise of paying it back as soon as I got the refund from Nationstar. Now I'm screwed.

I am a little upset you were not able to take my phone call today after having to repeatedly call your help desk. Since I, the paying customer who pays for your service, have been lied to repeatedly by your staff. August 15th I spoke with a representative for 30 minutes about a double payment that has been made due to your system informing me that my payment was about to be overdue (08/13/2014). So, like a concerned customer, I paid my mortgage so I wouldn't be delinquent. Lo and behold I had a scheduled payment to come out on August 14th, 2014. A total of $1735.54 plus transaction fees came out of my account on the 14th of August. August 18th, 2014, after speaking with your staff, I did not want to wait 7 days for you to misplace or lose my refund check in the mail so I wanted to process a wire transfer. This usually takes all of 5 minutes if you have the correct information (which I sent you on the 18th).

So following your staff's instructions, I didn't receive my money 24-48 hours after the 18th. So I called on Wednesday and was assured that the payment would be made soon. I called on Thursday and was told there was a mistake but I would be getting the money on Friday or at latest (highly unlikely I was made to believe) on Saturday. So today being Monday and still no money in my account, you can say I am a little upset. So I, the customer, have to call again. This time really concerned that you and your staff have no idea what their job is. I didn't know the biggest investment that I would be making (purchasing a house) would be left in the hands of Mickey Mouse Ignoramus simpletons. I, the one responsible for putting food on your family’s tables, have had to call Nationstar again (5 times) to learn that your staff didn't send the money and that it was cancelled. Was I notified? No. Do I depend on this money to put food in my children mouth? Yes!

So let me get this straight, you and your department have failed me. I have had to accrue charges and late fees in excess of $130 because of your mistakes. Who is accountable for this and when should I be receiving my money plus the money to pay for the fees that are continually accruing? Oh, and if my car payment is late, that will ding my credit report (the same with my utility bills, credit cards, insurance, Timeshare, etc.). Are you then responsible for that as well? There seems to me to be no accountability for your actions or the actions of your staff. If I do not hear back from you immediately I will be getting my lawyers involved.

Nationstar refuses to post that money to our past due payment and threatens foreclosure in every letter we receive from them. Each time I called or emailed, I spoke to another person and never to my "dedicated loan specialist". After approximately 10 months, the modification was denied because they claimed not to have all the requested info. In addition, one employee admitted our request could "expire" and would have to be resubmitted. He could not explain to me why that would be so when we had in fact sent them everything they requested. P.S. Today, I received a letter in the mail from them that we could be foreclosed on within 14 days. I feel we were treated unfairly, incompetently, and unreasonably. I feel their practices should be questioned and examined. I would be interested in taking legal action against them.

They hung up on me twice last week and refuse to allow me to speak with anyone other than the reps that answer the phone initially.

They also have sent me modification paperwork with completely different terms then my approved modification and said that I needed to sign that. Of course I'm not going to agree to that. I'm now contacting an attorney and my congressman. I will not let them have my house.

Back history: I lost my income and marriage in 2006. I did not roll over I found a second job and now work 2 jobs. By the time I recovered I was behind in payments. I applied for a modification and due to my circumstances was APPROVED for one. I made my payments for over 2 years to B of A on the terms they gave me. Then was sold to Nationstar. Made my payments to them from Sept 2013 to June 2014. Now they are disregarding my APPROVED RECORDED modification and are threatening foreclosure. If they win I guess a Legal Binding Recorded Contract in America with our banks means nothing!!!!

The fact that this company calls itself a "mortgage" corporation is laughable. It should call itself Nationstar "We'll tell you whatever we have to to make you think we want to help you while we foreclose on you" Mortgage Corp. It makes me sick to read about the experiences people have had (or are still having). Most of us have a decent human core inside us - we complain that Nationstar loses our loan modification paperwork, Nationstar mistakenly posts a payment to the wrong account, Nationstar forgets to pay our home insurance from escrow, etc. It never occurs to us that Nationstar doesn't MISTAKENLY do anything. Every single thing this "corporation" does is well orchestrated, deliberate, and has a single purpose in mind - to get you out of your home.

I have a story identical to everyone else, with a minuscule difference here and there. Late payments, loan modification request, lost paperwork, don't make your payments so you'll better qualify for hardship programs, foreclosure process started the very date a Nationstar rep advises you to stop paying. Our home was sold on the courthouse steps nearly a year ago. Twice. Nationstar bought our home twice (it may make no sense to you, and it makes even less sense to me). The constable showed up with our court date, only that was the first we'd heard about it because the lawyer for Nationstar mailed everything that was supposed to come to us to the wrong address (how you get the wrong address for the home you're foreclosing on is truly impressive). The court date was cancelled and that was the last we heard from them. Until about a week ago. That same lawyer wants to know when we'll be out of the house.

I'm having a hard time believing this foreclosure is on the up-and-up. I would love to find out if Nationstar actually has the deed (title, loan papers, whatever it's actually called). I would probably bet my hands that the paperwork Nationstar has is so messed up that it might as well be written in Crayon. Of course, I'm no attorney, so I have not a clue as to how to expose the crap that is Nationstar. But, I do have to give credit where credit is due - families are falling apart, people are living paycheck to paycheck (that's putting a happy spin on things), parents are enduring sleepless nights worrying about what will become of their children and home. For a company that is criticized for being incompetent and employing morons, I have to say that Nationstar is very good at its job. All the employees at Nationstar should be very proud.

My husband bought a house. We had the mortgage through First Bank. It was sold (or bought?) by Nationstar before we even made the first payment. We received a letter with what we owed each month and what the account number was. After making 2 payments we find out that we were given the WRONG amount and the WRONG account number. I have faxed all of the proof that we made payments, talked and told this story to at least 5 representatives for the company (learned to ask for a US rep), but it is still not fixed! I'm so frustrated. Very worried that it will affect my husband's credit rating, even though they say it won't. We can't refinance for another year, so it terrifies me that we have to stay with them for a year!!

For the record, every customer service person I have talked with opens up the incorrectly given account, sees my payments, but NOTHING IS EVER CORRECTED.

Nationstar = predatory, incompetent, low rent in every way. If you thought Bank of America was bad, you have now descended another circle in mortgage abyss. Here's what you can count on. Even if you are current on your mortgage, $12.00 an hour call center employees will call you several times a day to "help" you make your next payment. If you're less than 30 days behind on payment, you're considered not delinquent but in "default". Forget loan modifications, mediation or "working" with the home owner if you don't have top tier credit. Of course you wouldn't be with Nationstar if you did. That's why the first thing you hear when you call is an automated voice telling you Nationstar is a debt collector. Choose a different company. You can't do any worse than Nationstar. Those few happy customers on other threads either have great credit, were encouraged/paid by Nationstar to help with the deluge of complaints or better yet will be bitter in several months. Forewarned is forearmed. Caveat emptor.

I was diagnosed with cancer, decided to call my mortgage to see if we could work out a payment plan until my surgery was over in Sept being I have missed numerous days at work and having a hard time with my payments until I return to work. I was told they could do nothing for me and they would report me delinquent. I tried to do the right thing, was shot down. Heartless company.

Where do I start? I have been trying to qualify for a mortgage modification program for more than 2 years. Every time I attempt to do that, they either request more nonsensical information, the application expires or they assign a new person to my file. It is impossible to get a real person on the phone, or someone with a speck of decency or competence in this company. To top it off, I recently made a payment on their website; however, they deducted 2 payments from my checking account. When I called to complain that they had made a double deduction from my account, their answer was that it was not their mistake; therefore, they would not be able to send me a refund for the extra payment? Really? I am exhausted by the constant incompetence this company has shown, the total lack of respect for its customers and the total lack of empathy.

Yet another month of incompetence from Nationstar Mortgage. Two months in a row, I have submitted my payment on or around the first of the month and yet again, they have delayed processing my payment until well after the due date. Last month, they waited a FULL MONTH to process my payment and dinged my credit report with false delinquency this month. I have written this company several times to fix their errors and they dawdle and waste time. So sick and tired of dealing with this mortgage company. One that I never initiated business with, but instead my account was SOLD to this incompetent company.

I recently received a letter threatening foreclosure over a deficit of $126.00 on my mortgage account. I attempted to clear this up but telephone numbers that they supply lead to an endless loop that does not allow for live customer service. Their website offers a "for a fee" customer service. This is outrageous! I refuse to pay to speak with something on a mortgage that I pay $3,126.00 monthly. Please share this with other victims of Nationstar's shoddy practices.

She also check their queue and the payoff had not been received. Ms. ** said she will investigate the possible whereabouts of the payoff from my new mortgage company and I could contact her at extension ** for the results. On August 14, 2014, I made several attempts to Nationstar Mortgage and talked with Jack ID # **, Kate ID # **and Liz ID # **. These employees refused to connect me with Ms. ** at extension **. After speaking with Liz, she became belligerent, unprofessional in voice tone as well as indicating the consumer, which is myself, is causing undue stress and given the appearance that my concerns were not important. Therefore I am filing this complaint because of the way I was treated by the above referenced employees.

Have been trying to qualify for a Home Modification for over two years! Documents lost or expired, resulting in resubmitting. Change of Points of Contact at least every 6 weeks. Non-responsive and a company that is so big that it does not care about those whom are experiencing hardships, including health issues and loss of employment. No help, whatsoever. Only requests to resubmit documents that have been sent multiple times, but have expired due to the Contact Person that is assigned to your application for a home modification. Relentless, and never ending ignorance of applications and responses to your hardship. See email response to representative of Nationstar for help in support.

In fact, I've been adversely pleading for a Home Modification for over two years now to no avail. I have furnished all information requested from Nationstar multiple times to hopefully be approved for this modification. Each time, time lapsed on the part of the Contact Person assigned to my application, without notification of any sort from the Contact Person, and upon my contacting my assigned contact, I was told that documents had expired, in turn resulting in the Contact requesting the same information again, and again.

Also, the Contact Person either got transferred to another department, without notification to me. I was told that the Contact Person no longer worked there, my information and documents could not be found, with the end result of starting the application all over again. All in all, I have been assigned another Contact Person at a minimum of five times. I was even told by one that I did not qualify due to never having missed a mortgage payment, and that I had to have missed at least three payments to qualify. Into the second month, I told myself that this was not right, so I immediately made the payments to become current and up to date.

I surely met the qualifications of a "Hardship". I was paying my mortgage, and letting my other debts become in arrears. Reason being, I was a Self Employed Insurance Agent, and owned my own agency. The company in which I was a Captive Agent, which means that I was restricted to selling insurance through this company only, was bought out by another company, and the new company required a Contract Change, which decreased my commissions by $28,000 per year.

That, along with my health, began my delinquency with Nationstar, and at the same time my husband's position was abolished and eliminated due to downsizing of personnel. My husband was out of work for over six months, with no incoming salary. During this time, my health took a downward spiral, and I am now permanently disabled, and cannot work. I am now being paid Disability Income through my company, but is only 3% of my base renewal commissions, which varies from month to month, which is a massive cut in an already decreased commission salary.

I am so far under water on my home. My loan is an "Interest Only" loan, which was the best loan for me at the time I purchased my home. I had just come out of a divorce, my credit score was excellent at approximately 800. I qualified for the loan with signature only, and no money down. However, the home's cost and purchase price was $260,000, which I was able to afford with a second mortgage at that time. In the eight years I've owned this home, the value of my home has gone from $270,000 to $129,000 due to the economic demise.

There is no way in this world that I am able to make the huge mortgage payments any longer due to my health, and the drastic decrease in salary. The owner of the company who has my second mortgage contacted me via phone a year ago, and without hesitation, he lowered my interest rate to 2.5%, and lowered my payment to half of what I was paying. He saw my newly late payments, and reached out to me with help. He went to the extent of communicating with Nationstar to try to get Nationstar to see the extent of my hardship, however Nationstar was not interested in helping. I'm sure there must be notation in my file referring to his request.

I do make sure that the second mortgage is paid due to the understanding and kindness of this person. I have requested, and received another, and the key word is "another" Home Modification Application. At this point in my life and health, I cannot go through all of the required information and documentation being submitted, and waiting for another Contact Person to decide whether, or not, to work on my case. I have engaged a Real Estate Attorney, Attorneys, and have been approved to go forward with a law suit via Trial by Jury.

I do not want to travel this route, but at this time, and all the effort I have put forth to get the help I need from Nationstar, my choices have come to this. Also, I would like someone at Nationstar, to know that I am and will make payments that I can afford at this time. I am housebound, and this is the only choice I have. Nationstar is a big company with a very small interest in what those whom are experiencing a true hardship are going through, and are not willing to give these people the help they deserve. Need I say more? There is no reason in this world that Nationstar cannot do something to help us, instead of the required documents being lost, or just plain out ignored.

Sorry for the book, however I am interested in whether or not I receive any sort of reply. The phone calls, also, must stop. My health requires "No Stress", whatsoever, and the phone calls are just an added depression of my health improvement, and my doctors have advised me to ignore the calls. Best regards, and I am sincerely hoping that YOU do read this, and may be able to reply with some suggestions.
