AAG offers several types of reverse mortgages, including FHA-backed home equity conversion mortgages (HECMs) and proprietary jumbo loans. AAG’s jumbo reverse mortgages allow homeowners to access up to $4 million in equity, which is well beyond the HECM limit at the time of publishing. The reps at AAG were excellent. We did a reverse mortgage because it is cheaper and the interest rate doesn't grow as much as the one I have now. The one I have now goes all the way up to 13%.

So far, my experience with AAG has been good. It's moving at a pretty good clip. The rep is wonderful. She's very personable and really nice. She's always very prompt in getting back to me. AAG has done a very good job.

The fees that they want to charge are way exorbitant. I've just decided that I'm not going to do it. It's not going to be a good idea for me. I can still afford my mortgage payment. I'm just going to have to keep on working. But the experience with the AAG rep was good. I liked him.

We just finished building a house and we paid for it out of pocket, and we were trying to get some equity out of it and not want to make any payments back. We don't plan to leave anything for our heirs but just trying to be comfortable in our senior citizen days. We finished the application for reverse mortgage with American Advisors Group and we're looking forward to the next phases of the process. Our loan officer is great. I loved him. We started with another company, Longbridge, but that relationship went south in a hurry. I've heard that AAG might take longer than some other companies, but I'm willing to wait for their excellent communication and personal attention to us, which is very important to me.

AAG's reps were great. Their service seemed to be pretty good all in all. We ended up going with Liberty. The numbers worked out. AAG was really close though. There were some other companies that were not even interested. They advertised, but they didn’t want to really talk to us.

My loan rep seems really nice and helpful. The counseling went pretty smoothly although I didn't really know what was going on. A dude just showed up at my house and went through a stack of papers. I'm happy with AAG on the whole. I'm just waiting for some more information from Social Security.

American Advisors Group sent me to counseling, which made the reverse mortgage very clear, and it worked out well. I used to work in real estate and they really clarified and gave me a heads-up on the financial part of it. Todd from AAG was great as well. I'm pretty computer illiterate and he was really taking his time in trying to help me through the computer part of the process. He was always very honest with me about whatever. I got a fax, his email, and I've got him on the telephone too. He’s California and I'm in South Carolina, so we have a time difference. But any questions I've had, I've had while I've had him on the phone and his response was immediate.
Aside from that, when I was waiting for the first guy I talked to to call me back, I found out that he was not with the company anymore. But as soon as I called the generic number and told the girl on the phone about this guy not calling me back, she said she would get me an answer in 24 hours. And she did. AAG gave me a list of people to choose from for whatever the next step is, they didn't just pick one for me, and right now, I'm waiting for a response. But we've also been waiting for different paperwork coming in. There are different papers that I have to come up with and get sent out there, too. All in all, I'm comfortable with AAG and I look at the reverse mortgage as a safety net for me. I have people telling me not to do it and other people telling me they had a good experience, so only time will tell.

I'm currently still in the process with American Advisors Group. They gave me some counseling and that was good. Their agent was perfect and I liked how patient she was. She was also very informative. AAG is worth looking into.

Working with AAG has been pretty good. They explained to me all the ins and outs. It kind of fit what I was already thinking. I didn't have anybody to leave the house to and I figured that a reverse mortgage would be the best way to do things. AAG gave me some suggestions. I'm old enough to get the tax relief from the property taxes. They told me what I can save and how much money I can have if I do certain things like paying off bills.
I had my little doubts on AAG's front. I didn't want to get hooked up with somebody that was gonna be sending me to Brooklyn Bridge and clean my back pocket out. But once I figured out that AAG is legit, I didn't have problems. Once I got past that, I already had a good understanding of what's going to happen. We're still in the process. My rep seemed to be really friendly and I feel comfortable talking with her. She likes to keep me abreast of what's going on. The last time I heard from her, I had to sign some papers. I’d probably get it in the mail. So far, the questions that I had were all addressed. The little issues that I have had, I kind of understood. I had a good idea from listening to the advertisement on TV.
Right now, I feel pretty good. The only thing I worry about is I thought things had been processed by now. But I understand things work slow. I thought not to rush anybody because they didn't rush me when I got something I was supposed to be doing. I'll be glad when it's over with. I've recommended AAG. I tell people about what I'm doing and some of them said it isn't for them. It's a good program for certain people. In my case, it hit my spot.

AAG sounded like a good company and they had a good referral. They explained how a reverse mortgage works. They told me that I would still own my home and I could actually still sell it on my own. They also recommended a course to attend that was the certification with the loan advisor. My loan rep was Wayne and he really knew his material. I was very comfortable working with him and he told me I was free to call him at any time. The process with AAG is still ongoing but so far, everything is very informative.

American Advisors Group had what I needed. Joel talked like he was very concerned and that he could make my life easier. Because I had some major things go wrong that I had to have fixed on my house. And I had to get the best loan I could, which was a Discover loan. But that interest rate is 12.99. Joel said that he could offer me one that was down three points. AAG also said that I could get 50,000 and that would be held. I could use whatever I needed up to that point, and that I could make payments whatever I wanted and whatever I could pay. I could make payments like that to pay it back. And that would be on my record, so that if I die and I give my daughter my house, then she would take over that. I would like to make sure that I have backup in case something else major happens.

The rep was very nice, informative, and answered all the questions I had about the job she should've done. The certification company was slow on getting stuff done, but other than that, it's fine. American Advisors Group is very simple and direct, and so far, met all my needs.

The rep did a fine job. She told me what I needed to do and how to do it so the process has been very smooth. My only problem during the pandemic is a drive-by assessor. So, I'm not positive they got 100%. It came back high anyway. Other than that, American Advisors Group did what needed to be done and was very professional.

I was trying to get a loan for a refinance and nobody gave it to me but AAG. They were telling me about how a reverse mortgage would help me out. If I go with it, I wouldn't have to pay my mortgage unless I leave this world, and that the house is refinanced or sold to my kids. When I'd call, the agent was always there to answer my questions. What I’m into, she was trying to help me out in every way that she could. I liked her kindness and the way she talked to people. I also felt comfortable with her.
I really understood a little bit about what she was saying and how it works with me. When they came out for my evaluation, I had to pay for that. But when I got ready for closing, they said I had to pay $500 for the appraisal. I told her I wanted them to take it out on a certain day, and they took it out before that. That kind of put me on the rear. I got behind on some bills that were supposed to be coming out at that time. But I'm getting it straightened out now because my retirement check comes once a month. If people want to get into the same situation, I would be glad to recommend AAG.

I looked up the reviews, the rating and the number of reverse mortgages that AAG had done, and they came out on top on all three of them. For me, it was a no-brainer to choose them. We did counseling two weeks ago and it was good. We had done so much research too. There were some pamphlets that had been sent over with the information, and it specifically said, "You don't need to read these..." but we read them anyway. It answered most of our questions, but we still had some and they can’t be answered until we have the appraisal.
The conversations that we’ve had with the rep were great. I called her a week ago yesterday and told her that the girl had been out on Friday and we signed all the paperwork on the reverse mortgage. We got them all done and I just followed up to make sure that there wasn’t anything that we needed to follow up on. She said she hadn’t gotten the paperwork yet and she’d call me. We’ve heard nothing though. Even if there's nothing to say, a follow up would be good, just to know that you haven't slipped through the cracks. I don’t care if it’s an automated email, as long as it goes to the sender and the receiver as a reminder.

We were impressed with the loan officer's patience and his willingness to answer any and all questions, his knowledge of how the process worked, his reassurance about the process when we might have had some issues or questions, and his competence. We're still waiting for the appraisal part of it to be completed. We understand things take time and we can always use COVID as an excuse. But we got all the stuff we needed in, and the whole appraisal process is now two weeks later than we’re told it would be, so that is frustrating. It would be nice to have that be a smoother process. Nonetheless, if we knew someone who was looking to check out a reverse mortgage, we would recommend AAG.

I wish the rep would give me a heads up every week as far as where we are at with this process. He called late on a Friday for something, and it's like, “I can't put this information together for you right now.” There's a two-hour time lag ‘cause he's in California. I also didn't get a real heads up on the appraisal in the fact that this person who was arranging it called and said, “Well, are you okay taking a lot of pictures and sending them off to the appraiser because of the COVID?” It's like, “No, I'm not gonna do his work. Find somebody with a mask and a shot in his arm and then come in and do your whole damn job. I'm not paying 565 for somebody to look at pictures while he's sitting in his pajamas that I've done all the work for.”
Another thing is that, I don't have a timeframe for an instrument like this, but AAG has taken longer than I thought it would. Last time I refinanced my house, my credit union was more than happy to get me in the office and get it done, and it took a lot less time. I would like to have some sort of a timeline. I know it's hard because these things can be fluid, but at least, approximately, “Week one, this is gonna happen. Week two, we're gonna aim for this, and the whole thing finished by such and such a date.”

I'm comfortable working with AAG. I'm just not happy with the length of time that it takes to get an appraiser out. I've been waiting for three or four weeks since I started.

Counseling went well. The rep is doing a great job too. I like him. If something happens with the title, AAG will stay with it to get it straightened out so this mortgage will be successful. They've done the appraisal, and it was successful as far as what they appraised the home for, but HUD for some reason wants another appraisal. Right now, we're waiting on the appraisal to be done and to find out what happens.

My sister and my brother had done AAG and they told me about it. I did it too and I'm satisfied in some ways and dissatisfied in some ways. It’s just not going like I thought it would be going. They call me for information and I send it through. They would then call again for some more information. It’s been a headache. It’s been one thing after another. I thought the process would have been through by now but it’s still going on. I'm still waiting. Other than that, the service is pretty good.

I called AAG and spoke to a rep who impressed me with his knowledge. Then, they had a counselor and he called. We spent a couple of hours together and they explained the reverse mortgage totally. It was great. I also talked it over with my daughter and she has a husband with a graduate finance degree, and he agreed.

American Advisors Group is known to be one of the top providers. I'm very comfortable with them. So far, everything is going fine. My rep is very helpful and informative. I'm in the mid-stage of the process right now. The appraiser is done and I'm waiting to get the appraisal back.

AAG makes you feel comfortable and they're very detailed. My grandmother had taken another reverse mortgage out in '17 and they were really good people, too. But she tried it again 12 months ago and this guy just took her for a run. Then, we got ahold of the card for AAG and we called this guy, Phil. So far, he has been phenomenal and he is even better than the first one she got all the way in '17. She is highly pleased with his service and we're happy. I'm ready to take business cards and pass them out to anybody who's elderly that needs some help because he's a very good representative of AAG.

I have a great loan rep. He stays in touch and keeps me informed. I'm done with the counseling. I wasted time but it was okay. On the whole, everything is just with AAG. They tell me what I need to do and I do it.

I liked the customer service with AAG. The questions and answers are very informative and helpful. I've also taken a special liking to my rep Marilyn who is a sweet lady. She is down-to-earth but extremely professional. She definitely knows her business. There wasn't anything that I asked that she wasn't able to answer right then. There was no, "I'll check on it or I'll look into it."

I did my research and I just feel that I'm comfortable with American Advisors Group. I liked the honesty that I've got from the different people I've dealt with and that makes it very important to me. The rep has a personality. He walked me through everything very nicely and intelligently, and he explained why I had to go for the company that I went for. If I had a question, I got an honest and intelligent answer. Not where he's talking down to me because I'm a woman and not above where I can go. He's perfect for me. I'm so pleased.

Some of the people are very knowledgeable... The people behind the phone calls are very slow... It takes months for them to do anything... You're the criminal and guilty until they prove you innocent... If you have an insurance or a home owner's claim... Plan on three months after you give them your insurance check... Then they keep half of it until the claim is settled... Working with AAG is Exhausting...

The AAG rep, Michael, was very accommodating and answered all my questions. Overall, I was looking for a lower interest rate and a lower cap and he satisfied that. So, I decided to go with them. The reverse mortgage process was great and we went through everything very quickly. I'm very satisfied so far.

My rep was very polite and very good at telling me about what I needed to get together. I did it and he made sure I got it all correct. He went over and made sure I understood it. AAG's process is very easy and I understand everything I'm doing. AAG walks customers through hand in hand and they make enough phone calls. They went over everything and when the paperwork came in, they studied it. There's no mistaking the quality of work that they're doing.

We tried to refi with NewDay because we're veterans. But that didn't work out because we bought a new furnace three years ago so we owe a bit of money on that. And for some reason, they couldn't do the loans that had another lien on it. And then my husband said, "Well, why don't you call?" And our son is a Realtor. He checked American Advisors Group out, and he said it looked good to him. Their rep was good at explaining what it was, even though I do not understand real estate terms at all. The main guy that we've talked to called and answered any questions that we had, and helped us to know what to do.

AAG explained everything to us very well. They admitted and showed us everything on paper before we could sign anything. They did a very good job. Any questions we had, Brian our rep was right there to answer them. He gave us all the information we needed and then we made up our own decision.

To start off with, American Advisors Group meant well. A telemarketer called and made a believer out of me that it was a legitimate thing. Also, yhe reps were well-informed and answered all the questions I had. I went through a counseling. And then, I've had the legal papers sent to me by a notary public and brought them to my house. I went over that with her and signed everything. And then, I went to that other thing to start with. I passed it. AAG was understanding and worked with me well. A lot of nerve-wracking stuff. Everything seemed to be okay with it. And it’s getting me a few steps further close to retiring and being able to enjoy life a bit, rather than just working myself to death.

AAG has been very good so far. Our rep is really thorough. We went through training and we knew everything that they were telling us because our rep had already told us. Our experience has been very straightforward, and that's exactly what I wanted. We got the application done, and now we're just waiting on the appraisal to be completed. And then, I think things will go along pretty well.

I worked with someone out in California and this guy knew what he was talking about. He was very interested in helping and on top of things. I didn't know anything about reverse mortgage and from the time he spent with me, he filled me in on stuff. It's like falling into a deep well. When you're first inquiring about it, you don't know the costs involved in it. There are so many things that all the costs add up. Unless you get into it and have some idea, you don't know what's going on. He kept me up to date but it was a whole lot of stuff being poured at me also. I didn't know if I would have the level of the commitment that they were interested in so I called up after a while and said I wasn't interested at that moment.

Every question I've asked, American Advisors Group had the answer for it. My rep is right on top of everything here. All my questions that I've asked before were answered properly and he beat me to the question. He had his own questions he had to ask to begin with. I've had the answers for them and I've had to take time out when I didn't understand something and he fully explained it. My wallet is empty, but I'm not empty-handed.

The rep I'm working with knows what she's doing and she's professional to me. She showed me how the process worked and she did everything she said she was gonna do. My loan guy had explained the way the program works and we talked a bit about what I wanted to do and whether it would be a good fit for me, and if we had the excess money available by not having a mortgage. And he said, "Yes, that sounds like a very good idea." He made sure that what I wanted to do would work with a reverse mortgage. From the beginning, Bob pointed out to me that not everybody would be eligible. So it might not go through. He gave me a list of all the things that we needed to accomplish first so I could walk through each one of those and do everything that needed to be done. And so far, everything has gone exactly as planned.
He mentioned that he would be with me to walk through each step and any questions I had were answered promptly. He was very good about answering any questions I had along the way and making sure that I understood what was going to happen. So far, everything has been exactly as he said it would be. I would highly recommend American Advisors Group. I've already told a family member that I'm using them and I was very happy with the process so far and everything was going very well.

I just needed to pull some cash out to do some things that I want to do on a project. And American Advisors Group seemed to be the best alternative for me. I looked at a couple of different folks and AAG all had the best name recognition. And the referrals were better. Loretta has been very good. She has kept me up-to-date and double-checked on everything. I'm pleased with her. AAG has done a good job.

The counseling was educational. It basically told how the program would work and that was good. The AAG rep let me know all kinds of stuff that I was trying to find out. Right now, it's looking good and I'm satisfied with what I’m finding out.

The AAG rep was helpful and provided lots of good information in a timely manner. Like most loans, there's a lot of bureaucracy and a lot of paperwork in the reverse mortgage process. But everything has been pretty good, so far.

I've had a business that's been somewhat spotty here for the past couple of months because of the coronavirus and Mexico has halted things. Now they're moving again. But I needed to catch up and take care of a few things so I called AAG to bridge the gap. The AAG reps have been very prompt and they've sent the information on time. AAG is great and I recommend it without any question. I wish I had known about it a long time ago. I can't see anybody past 62 not using that because you don't have that monthly interest rate and payments. You can pay down the interest charged monthly and not have any problems at all. I'm 81 right now. I can take care of my payments on taxes and homeowners association and I'll have a decent asset to leave my children.

I talked to other people and I was very comfortable with Jeffrey. Everything was done on the phone, and he impressed me very much. He explained everything to me and he answered all my questions. He was very efficient in getting answers. With Covid-19, we haven't sat down personally, but I’ve been very happy with my experience, so far.

I have some projects to make sure my house stays livable. So I gave AAG a call to ensure that the house would be in good condition. I was upset that they required the counseling thing but their rep listened and he explained how it would go. He also made sure that I understood everything. He said that it was just a precaution that some people really would have no concept of what was going on when they'd get up to my age and older.

AAG went through what a reverse mortgage would mean step by step. They explained every question I had and at no time have they pressured me to do it. My rep is so patient. He would ask me a question and I would answer but say “Now, wait. Will you repeat that question?”. He would then explain that question to me. I was impressed with his making certain that I understood exactly what was going on. He was the most respectful person too and I can't think of anybody I've ever dealt with that was any kinder. I feel very comfortable working with AAG through this process. They have exceeded what I expected from them as far as explaining things, being prompt and returning calls.

Steve from AAG explained everything very well to me. I'm going to be talking to the counselor on Thursday and then Steve is gonna call me and make an appointment to finish the process up after that. AAG is probably the most reputable among the other reverse mortgage companies and so far, my experience has been good. I would highly recommend them. Dealing with their rep was very straightforward, pleasant, helpful. He knew what he was talking about and he made everything very clear and easy to understand. He sent the paperwork in a timely fashion and things appeared to be going as planned, and no bumps in the road.

Ken from AAG stays right on top of things. He was the one that handled everything and told me what to do. When I called him, he called me back and he answered usually every time. He got me to go on the internet instead of hard mail. We've got everything supposedly done in advance. So now, I'm just waiting for the final verdict.

I had a refinance back in 2018. It was reaching a limit on there, so I thought that I was going to have to either sell a house or move out. I talked to Quicken Loans and they had already approved a loan for me. Then I received an email from AAG asking if I wanted to refinance. AAG gave me such a good deal that it worked out, so I went to refinance again. The AAG rep is top-notch. She did everything she possibly could to help me and I appreciated her attitude. Everything moved along really smoothly. If I had a question or anything, I could call her and she got what I needed right away. If she didn't have it right then, she'd get right back to me.

AAG was personable and they responded to everything I asked them. They set me up with the counselors that went through all the ins and outs of the procedure. I was satisfied with their response. The rep was right on it. He called me by my first name after our first conversation. He had my phone number. If he had a question, he called me and I answered it. AAG answered me the quickest and they seemed the most interested. The main rep whom I talk to is Robert. He's very nice, capable and pleasant to talk to. He answers all my questions. But we aren't speaking the same language as I don't understand financial matters very well and I've spent my life avoiding that kind of thing if I can help it. So, I have trouble sometimes with the financial terminology. I would love it if AAG could train their people to speak to customers in plain English rather than with the terms someone regulates that their reps use. Other than that, AAG has been very timely and they keep track of stuff.

AAG was the first one to respond. Their response was so overwhelming, with good advice, good messages, and just good vibes that they're the one that I decided to go with. They were able to answer the questions, tell me what I asked, and even tell me before I asked the question what I needed to know and what I needed to look for. The person that I’ve talked to was very helpful and then directed me where we needed to go and what we needed to look for, and sent the information to us be it by email and over the computer. The rep was very nice but I felt I was deceived. Either he's very uninformed or he did know and he was just trying to tell me the best possible scenario, not the nominal scenario. I was told it was a 2% interest and it really wasn't at all. I went through a whole lot of rigmarole by their completely false assumption. I told them I wasn't interested.

A reverse mortgage is excellent for my sister because she doesn't have a high income but she does have a fully paid house. We were at the point where we were going to apply and secure her reverse mortgage, but it just didn't happen. She wasn't ready to commit to anything at this point. But AAG did a really good job and we had excellent interactions with them.

AAG's reps explained the reverse mortgage and answered a lot of my questions about what the process was. They asked a little bit about our situation and it seemed like it was a good fit. I got to know the person we've been dealing with, Joseph, over several phone conversations and from talking to him, it seemed like the reverse mortgage was what we wanted to do and it was something that would work out. He was appointed as the person we were dealing with and he pretty much laid out the process for us, step by step. He also talked about the different options we have under the program, but we needed some specific information.
So we had a few phone calls and we got to the point where he shared a report with the various options that they would offer. We went over that and discussed that, then we set up the counseling session where they went over a very similar kind of report about the options for getting an HECM. The FHA counseling session more or less confirmed what we were hearing, so we were feeling good about going with the reverse mortgage at that point. Also, since we had consulted the attorney ahead of time, she talked to us about different options that we had. So that helped also to understand the report that we got from AAG.
We contacted Joseph again and we talked about how to move forward with the formal application process, etcetera. He said, until the counseling was done, we couldn't really move forward. So, the counseling company that we talked to sent Joseph an AAG certificate that we had taken the counseling, then we've spoken on the phone a couple of times since then to move forward. But there was a slight hiccup after getting the counseling certificate until we were able to connect up with AAG again. It was not anybody's fault in particular, but Joseph took a couple of days off and we didn't hear back from him right after we had the counseling session to confirm that they received the certificate. We ended up calling him a few times and calling his supervisor to understand what was happening. I got the message that he was out of the office, but I didn't know for how long.
He was only gone a couple days, but it was over a weekend too. So we didn't really hear back until the Monday after and we had gotten the certificate on Wednesday. So that made me feel very uncomfortable that I hadn't heard back from anybody in that amount of time. The communication back from the company could have been a little better to let us know what was going on and if the certificate had been received or not.
All in all, I liked dealing with Joseph and he was very helpful. When I needed questions answered that he might not answer, he was able to get someone else on the line to talk to me about those particular items. For instance, on the report that I looked at, some of the numbers needed clarification and he helped me with that. So, I felt pretty comfortable with AAG in general, and Joseph in particular, except for that one glitch.

I tried AAG and I had a pretty good experience up until lately where communication has not gone too well. I've been trying to get ahold of my guy, William, for almost a week now and he hasn't returned my email, call, or text. I have a couple of questions and I need them answered before I go much further. Other than that, William is a great person and had been quite helpful from day one up until last week. Everything has really gone well. Working with AAG will help us keep our house until we die.

AAG is a large company and not a fly-by-night one. They were a company I could trust rather than somebody that I could not trust going through the process that I was going through. We talked to our loan rep, Ron, for about an hour and a half of getting information. He answered all our questions and never put any pressure on us to whether we agreed or disagreed to move forward.
My wife and I don't rush into anything this big on the spur of the moment so we talked about it for about a week. Ron gave us a telephone number, fax number, cell number, email, and text connections. Anytime a question came up, I would text or email him. In less than 24 hours, I usually got an answer back or discussion of it. If he thought that he didn't completely explain the document or a question, would contact us by phone and spend time responding and answering any of our concerns or questions so that my wife and I would feel very comfortable after his explanation.
We got information and talked to our financial advisor. My wife and I went through a training class that was approved by HUD. Also, my financial advisor supported this decision so that made me feel a lot better that a third party person not associated with AAG talked to me about the positive and potential negatives about this and I felt comfortable in moving forward. My wife and I also made the decision without being pressured by Ron so I appreciated that the most. I feel very comfortable working with AAG right up to this point. They just did very well.

I am currently diagnosed with cancer and instead of being able to work, I have to go into disability. It's gonna be hard for me to make my monthly bills with a mortgage. I've been here in my home for about 18 years and I have some equity built up into it. So I decided to go with AAG and see if it would help me further. I could have done refinancing and cut it down to half or a little bit less than that. But I figured I'd try something just to see how this works. I can always sell the house later on if I need to. It will cost me some money, but I can recoup most of my equity out of it.
AAG rep calls and I go through the training. But there are so many of these little charges and stuff that I don’t understand. The closing cost on a new house without a reverse mortgage loan is quite a bit cheaper than this. But right now, the reverse mortgage will probably get me out of a bind and make it easier for me to survive every month. We'll see how everything turns out as far as the length goes. It sounds like it’s gonna take them a couple of months to get this squared away. I'm not gonna be very happy if it’ll take a while. But it has been easy to do and the guy I've talked to is friendly, kind, and courteous.

AAG explained the reverse mortgage very well. There is a lot of false information out there about reverse mortgages and that needs to be more clarified. But the experience, so far, has been good. Their rep is very patient with me because I'm not very computer literate. The process seems to take a very long time like any other process. We're waiting for my husband's Social Security card to be issued from Social Security and since that's a government agency, it takes forever.

With AAG, Rebecca came to my house and put all the forms right in front of me. I signed them one after the other. Then I walked her through the house and she took pictures. She did a walkthrough and became familiar with the property. It was a personal approach and I appreciated it much more than the conventional mortgage that I went through before. Also, she told me the process and that it's going to take another two months for the loan to go through the underwriting process. She's very methodical and explained to me step-by-step everything that needed to be done and what was going to happen. She's very good at shepherding me through the process. I feel confident that it's going to go forward.

The rep at AAG is hard to get ahold of but when I get her, we do okay. I was sent a package and some of the arithmetic part is not coming together very well. There are inconsistencies so I'm trying to track her down so I can talk to her about it. But I got all the basic materials and I read them, and they're all explicit. I'd recommend AAG to a friend because the concept is a good idea. I found out that there are other companies that do the same thing but now that I started with AAG, I wanna see that through.

I had lots of questions about the reverse mortgage for Kimberly, the counselor, when we went through the booklet. She went almost page-by-page with us although we had already read it. She was very knowledgeable on everything that we asked her. Corey from AAG called us several times and set up appointments and kept in touch with us, which we appreciate. They were both super wonderful and good to work with. I didn't know it would be this easy and I'm thankful. I mentioned to Corey that I was so new to this and I didn't know what I was doing. I looked into a reverse mortgage type thing, even though my home is paid for. My husband is deceased, so I am the sole survivor on the property with my son being the next in line at my death. AAG has explained 100% and to my satisfaction exactly what I could or could not do, in either great or small amounts, and what it would mean to my family at the time of my death. The rep gave me his full name and his callback number. Even on a Saturday, he offered to call back and speak with my son, even though I knew that he wouldn't necessarily be in on a Saturday. He called me back the next day after having the opportunity to speak with my family. He also gave me all the information on the HFA people that would speak with me, following up. He gave me all the steps that would be involved and that was tremendous because everything he spoke to me about did in fact happen. I felt very comfortable working with them.

My interaction with AAG was professional. They followed up when I asked them to follow up. They weren't all over me. They were very clear on what their process was, how long it would take, and potentially how much money could be obtained through getting a reverse mortgage. It seemed like a very clean, simple process. They were very good about explaining everything to me and to other members of the family as to what the ups and downs. I was pretty impressed with them. If I ever had the opportunity again, I would probably go back to these guys.
The way it works is you're assigned one individual. I dealt with Peter and he picked up my incoming email to them in terms of what I needed or what my inquiry was and then he followed up. He understood the product really, really well. He understood what the risks were and what he should be telling me. It was very transparent. So he was a knowledgeable guy. I felt pretty confident in dealing with him.
The only thing was that a lot of the process was done verbally. There should be something that they want to put in writing as to not certainly specific to each individual's situation, but certainly with respect to how it works, how much time is involved, what their underwriting process may be and how much money you could expect to net from the process. Because all this is done over the phone. If the outcome is any different than what's discussed on the phone, then you go back to what they said and nothing is in writing. It would be better to have a guide so that people understood how this thing works. It doesn't have to be complex or very, very detailed, but at least bullet points with respect to how it works and how much time is involved from start to finish. The fact that the loan is non-recourse so there's a lot of things here that should be discussed and it could be easily overcome by something in writing.

It's been real nice with the rep I work with, Jeanine. I had to call another person in the line up where they explain the whole thing to you. He was an independent guy and he was very surprised how I knew everything. I told him AAG's rep explained it pretty good to me. It's just kind of funny how it's a long procedure. It takes two or three months, but I understand with the COVID and all that. Other than that, everything's been fine.

I've had a very good experience with the point person with the company. This guy, Mike, has been extremely competent and efficient. He calls me a lot to check up on me. He's keeping me informed. It's been a very stressful time for me doing all this with my mother and Mike's been good about that.
AAG mails you a lot of information though. I'm a lawyer and I'm not usually intimidated by pieces of paper but the amount of paper was a bit overwhelming. When you buy a product, you get the big manual or you get the easy set-up manual to get it going. That would have been helpful. There could be some kind of chart that explains what the next process is. I don't have the money yet and I don't know what stage the process is. I'm a little frustrated with how long it's taken, even realizing that I caused part of the problem. I dropped the ball because I got covid in the middle of all this but they could be upfront a little bit more. There must be an average process length that AAG can put out. Having something in writing that explains where you are would be good.

Paloma explained to me quite a lot regarding reverse mortgage and I found out the flexibilities. I've approached other companies regarding reverse mortgage and Paloma really stayed on it. I sent her the counteroffers that the other companies gave me, which were way lower than hers in the beginning, and she didn't let go. One thing, though, is that AAG should have a portal for clients where they will be able to review their accounts online. Due to the complexities of this reverse mortgage, clients should have a free online tool to compute, if they choose to make payments, to offset those compounding interest, or to lower their principal if they want.

I had to pay $125 for a counseling fee and they want to withhold $15,000 worth of taxes in case I can't pay them. Out of about $190,000, I get $23,000 of it and they get the rest. I find too many holes in this deal. I think AAG is a rip-off and they’re charging way too many prices. The best thing anybody can do is stay away from these shysters.

The rate I got for my reverse mortgage was good. I liked that it wasn't going to change a lot over the course of the time that I would have it. The gentleman I've been working with has been very knowledgeable and professional. The beginning process with AAG was very quick and efficient. Everything was very tidy. But, we've gotten to the appraisal portion of the process and I don't know whether they can find a company in my area that does it. Things just slowed down and stopped. Other than me calling to find out what's going on, no one has really contacted me from AAG. I'm an older person and I don't use or trust the internet. I'm sure that if I had an email address, somebody with AAG would be dropping me notes. So I'm just waiting for phone calls.

The loan officer was excellent. He answered all my questions. So far, so good. The only biggest problem with AAG is there’s no offices here in my area in Chicago. I need more brick-and-mortar stores, and people that I can put my feet on. But other than that, they were real thorough and I like that part. I got a brochure in the mail explaining about AAG, so I called a number and talked to Charlie. I thought it was something I'd be interested in doing or something that I could pay back. If I had all my bills paid off, I could pay about 1,000 a month on that loan and get it paid off within about 10 years. But I decided against it because of the high cost of getting the loan and all the trouble you had to go through. I didn’t really have to borrow any money and I was just looking for an easy way out, that was why I investigated into it. Other than that, Charlie was very friendly and accommodating. The rep was a very nice person. He was very patient and confident. He seemed like he knew what he was talking about and doing. But I'm still anticipating some money coming in to me so that's the reason I'm not pursuing with AAG yet. If I get the money, I won't have to finance it to AAG. But overall, AAG seemed like a very nice corporation to do business with.

Alyssa is our loan officer. I work in loan servicing, and I've been in the business for over 30-plus years. So, I understand mortgages inside and out. But I never dove into a reverse mortgage until just now. Alyssa has made it so easy to understand. Every question I've ever had, she's answered me to where I do understand. I find wherever in the documents that I've read so far, that's exactly what it is. She's really good.
I had mentioned to my husband years ago, “If we stay in our house, this is what we want to look at doing eventually.” But I was thinking when we get in our 70s. He started seeing these commercials and then, he was like, “Why don't we do this now? We’re 62-plus.” I was like, “’Cause, I don’t know, I just thought we’d wait.” He said, “Why wait?" Finally, one day, he said, “Would you please call and find out what it's about?” I got online to compare AAG. It popped up first. We kinda started comparing. I opened up the document, and it was easy to fill out. So, I filled it out, and I put my husband's name, which I never do. But I did it because he wanted me to do it.
I got a call the very next morning. The guy was super polite. I started doing some background checks on other companies and read from other comments from customers. Closing costs are a lot more than what you normally would pay for a home loan or a refi. We paid about 7,000, and this is gonna be about 11,000. I was going over some figures, and I called Alyssa. I said, “It’s gonna be $20,000?” She said, “Well, yeah.” Although nobody likes to pay that kind of money, I understand. I was telling my husband, it makes me feel really comfortable knowing that it’s insured by HUD.
We can stay in our house as long as we want regardless of what happens to the market as long as one of us is living in the house and we’re still alive. If we both pass away, our son will get everything we have. I feel very comfortable with the insurance guarantee backed by FHA. That helped me kind of swallow the $11,000 that they will receive. I feel like we're relatively young in getting into a reverse mortgage. Yet, we still see all the benefits of it.

I had gotten that certificate you have to get with counseling and AAG had ordered a credit report at that point. But on Monday morning, I went looking for other providers, and I found a lender that would offer a fixed rate so I went with them. Because when AAG sent me the first offer, it was for an adjustable rate mortgage. They had a 5% lifetime cap and I didn't want an adjustable rate. Also, nobody ever asked me if I wanted one. So they didn't identify my need and that led to their undoing. They need to find out what their customer wants before they send them something that doesn't look like they realize what the customer wants.

Jason is absolutely amazing. He made no false promises. He kept me in touch with everything. He walked me through the process. There were some days that I needed to talk and he gave me those few minutes to do that. I appreciate that more than anything. He was extremely knowledgeable. From the very first phone call, you could tell he knew what he was doing. He has that type of voice that wasn't condescending. It wasn't overwhelming. He didn't talk 1,000 miles an hour, which I can do myself if I'm in a hurry. He talks slowly. He didn't just assume that I was an old lady and didn't know any better. He took the time to ask me enough questions, to get to really know me a little bit better in a short amount of time, before we really got down to the crux of it.
He paused after certain things to see if I had a question. If I didn’t, he kept going. Then, if I did have a question, he answered it right away. He didn't have to put me on hold. He didn't have to go check with someone else. He just kept saying, “I know the experience that you had before was totally different. But this is all we do.” He also said, "We take this very seriously.” So he made me feel comfortable from the very first phone call.
We had the big freeze in Texas and Jason called and informed me that he would let me know as soon as AAG will move forward for all of their clients. But lo and behold, I get a call from him and he told me that my house has been appraised. Even he was shocked it's gone so quickly. But at one point my disability was not approved. So I had to go through that. I called Jason and left him a message. “Okay, Jason. I know you're not the one that’s going to make the decision. But basically, I'm $150 difference from what is going in the bank right now, and what would be going in the back from Disability.” I told him that I wanted my $585 back for the appraisal that hadn't happened yet. He called me back and he was so kind. Both of us would start laughing because I'm the kind of person that laughs anyways. Then he called me a day later and he said he already got the email and that we were moving forward.
Jason called me every time something happened or sent me an email. He gave me the number on the appraisal and it was 275. So he went through the process saying, “If HUD chooses to get a second appraisal, then that's what we'll have to do. And that usually takes three or four more days.” Lo and behold, the next day, he called and said that HUD has already made a decision and there was no second appraisal. He told me that I have one person that's going to be calling me. Now, I'm waiting for that person. Jason already gave me his name and what he does. From my experience a year ago, to working with AAG is night and day. I haven't had one bad experience. I have dealt with another company before and it was a nightmare. Everything had to be mailed to me. But with Jason, I could do the DocuSign.

We could not be more pleased with our experience through the entire process with Janet. She is knowledgeable, personable, honest, and very thorough. Where 3 other lenders merely asked a few questions, Janet asked many and gave the reasons for the questions, She has kept us fully informed throughout the process thus far and we have no reason to doubt that her performance will continue as such. AAG was the largest company and had a top rating, so I decided to try them. They were more responsive and they were the better choice than we thought. Their rep did an excellent job. The whole experience with AAG has been great. The reverse mortgage was more for her my mother because she needed more income for herself and not worry anymore about any mortgage. It was one of the best choices and so far, the whole process has been amazing. I’m in Florida and she’s in Illinois. She’s alone and I was worried about it. But they have supplied Hispanic speaking notarizers and the agent has kept in touch with me because my mother’s 70 years old. If someone's looking for an experience where they're not there with their loved one, this is the best company to go with and trust all the way around.

I had people calling and telling me that I needed to redo the process because the California prices were at 750,000. We started working with one gal, and she was doing okay. But during a weekend, I happened to call American Advisors, and they gave me to a Barry. I've been working with him all along. But now, he won't answer my calls. Something's gone wrong because of the appraisal. It was 650,000 instead of the 750 that I told him they were telling me it was.
I sent them more paperwork last weekend. We got a copy of a changed appraisal, and then another proposal. I sent that in, and then I never heard it from anybody again after that. I called the gentleman that was supposed to be my loan officer last week and he said, “Well, we’ll find out what's going on,” and he kind of laughed. Then I haven't heard from him again. I called yesterday and then today but I have not heard from him. Usually he eventually calls me back late in the afternoon. But nothing this last two times. I don't know what's gone wrong.
I happened to sit down today and read through the good faith estimate that they had sent. There are some things in it that I really don't understand about charges every month on something, and not having to pay a lot more mortgage insurance premium, which I thought we didn't. We have a reverse mortgage now and we were just trying to lower the interest rate, and it sounded like it was going to be a good deal. Barry had led us to believe we were going to get $50,000 until they did the appraisal. Then everything just bottomed out. I was pretty amazed when they were telling me the house was worth that. So when the appraisal came and it was 650 instead of 750, all of a sudden, I'm getting a hard time from everybody. Nobody wants to talk. The interest rate and cap were the same.

My step daughter and her husband were telling me that they had gone with AAG and they were very happy with them. They explained to me what it meant for them. My husband just passed away in November so my income is decreased and I might not be able to make the mortgage payment without wiping out my savings. The gentleman who answered my call named Kevin was very easy to work with. So, I started giving him the documents that he was asking for. He was very encouraging and he thought this could be a good path for me. They have to come out and assess my house and he seemed to be positive. I've had a good experience working with Kevin. I've been intimately involved in a reverse mortgage process with AAG because my cousin needs my help in navigating this whole thing. Our initial contact with them was very good and very glow key. They answered all the questions and were not pushy. Our rep was also extremely helpful, very communicative, and kept us up to date about every step of the way. Everything was very straightforward, which is really important when you've got an elderly person involved in this. So, there was a lot of apprehension on her part and our rep did everything that he could to make sure she understood everything along the way. There are substantial costs involved in doing the reverse mortgage, but that was all laid out very clearly in our initial conversations and there wasn't any surprise involved.

American Advisors Group misevaluated me because of the way the paperwork went. I ended up owing way more money than the house is worth and I literally had to pay it off. It was done based on talking to the lady from day one. She didn’t want to help me and she didn’t try. Even though Tom Selleck always says that AAG is not about taking your house and they may not have been about taking the house, but they were making it so that I would never own it outright without paying them $300,000 more than what I borrowed or more than what was left on the balance of the loan. Every year, I would owe them $8,000 to $10,000 more on the loan than what I borrowed. It was a terrible mistake that I made to even look into the loan. I'm sorry I ever did it. AAG offered something that was absolutely unacceptable.
AAG evaluated me all the way up to the age of 100 and I doubt if I live that long. It's predatory lending. My credit is okay and everything is better. I've been doing what I'm supposed to do. It's been a struggle and now's the time to see if you can take a little equity out of your house. But people like me don't get good deals. I was planning to report them because they need to be reported. I was thinking to send it past the Attorney General’s office but because of the pandemic in the country, it's hard to figure things out. I'm gonna find out who to talk to about it. I'm a citizen and a taxpayer just like anybody else and I deserve better than what I was offered.

AAG's rep, Roxanne, has been wonderful and so helpful. She's so understanding and very knowledgeable. And I feel like we've made a friend. The only thing is that Roxanne had scheduled an appointment with the notary and it was supposed to be on Tuesday this week. But no one showed up. And we waited and waited because we didn't have anybody to contact. Then, it was a mistake on their end because it never got done. So we rescheduled one and it's supposed to be tomorrow at 1 o'clock. But I still haven't gotten a call from anybody to confirm that that's what's going to be happening. And it's out of Roxanne's hands as it's in the hands of another department.

Jackie was always there when we needed her. She always kept us updated on everything. It was just that AAG told us that our profit and loss statement was a little low for them. I said that was just an estimate and that we could adjust it. That wasn't really what it was. When I did my taxes this year, it was a lot higher. Even though we didn't get the loan from them, that would be fine. For those considering AAG, make sure you have all your paperwork in order that they ask for it, and then see what happens.

I was receiving all kinds of mail from all kinds of reverse mortgage companies that I’ve never even heard of, indicating how much the interest rates have gone down and this is the time to do the reverse mortgage. So, I called AAG and asked them what they could do for me. Sometime last week, the rep said that we were just waiting for the assessor, and I haven't heard anything back. But he's been good and on top of everything and arranging everything.

AAG explained the benefits of a reverse mortgage and they have in place certain ways to get all the details and some protections, some of which are mandated by policy from the company and from the government. I've been talking to John and he's a very good listener. I'm 70 and I tend to get started on a story or something and he was very receptive to things I had to say. AAG had all their ducks in a row and the process of initiating the reverse mortgage is efficient. They have all their stuff in order and they're ready to help customers move forward without any glitches on their side.

I have a friend who was a Realtor and she has done reverse mortgages. She's been there with me when I've had some consultations and talked with people and explained things. She said AAG is the top and it's a great deal for me. The stress level hasn't been that bad too. I have a few little things I have to fix on the house. But I hired a man and he's in the middle of getting it done. Everybody’s been making it much easier for me. When we have a counseling, they answer my questions, and are very polite. The loan officer was just terrific, kind, pleasant, and informative as well.

I contacted not only AAG but a number of other lenders. AAG seemed to be the only one that was willing to work with me. Everything with AAG has been outstanding. I did have some issues with local process here where we were originally scheduled for a Wednesday afternoon to have the notary in so we could sign the paperwork. Unbeknownst to me and to the representative helping me, they canceled that appointment. They never told us. I had some questions for Kevin and called him and he said, “Oh, wait a minute. You're not scheduled for that until Friday now.” That kind of upset me since my wife had changed her entire schedule so that we could be here together on a Wednesday afternoon to do this.
On Thursday, I got a call from a notary who was telling me that he couldn't make the appointment on Friday at 1:00. Fortunately, we were able to coordinate that so that he could be here at 4:00 in the late afternoon. So we got that taken care of and at least I actually heard from somebody that time. When the notary was here, he said he should have known something was wrong because they never ask the notary to call the client. They always do and this time, they asked him to. So there was lack of coordination there. But other than that, everything's gone well.
I have forwarded the money to AAG to have the appraisal completed. I was a little surprised, though, when Kevin told me more or less the appraiser may just walk by the house and then submit an appraisal, and then just using recently sold comps as a appraisal value. The inside of my house could be a torn down wreck or it could be the Taj Mahal. But if you're just going to walk around the house, you would never know.

Steve, my AAG contact, has been a little slow on calling me. I just heard from him about two times so far. Dragging his feet was not the case 'cause he's working from home and he's very busy. But I would have appreciated a little bit more being in touch with. Then about two weeks, we were supposed to get the home appraisal, and that didn't happen. I paid $550 for that. With the financial counselor for the reverse mortgage, it's 120 bucks. I thought I would be kept abreast of how's it going. They got my money, I did the counseling with Horizon, and I thought something was going to come up a little sooner with the appraisal. This week, it doesn't look like it's happening either. I'm a little disappointed in the pace that it's been. It was going pretty fast, and then all of a sudden, nothing from Steve for a couple of weeks. But then, AAG sounded good. It could work for me.

The person I worked with, Kelly, was very patient with me. I had some questions and we talked about where I was going with, what I needed as far as getting money out of the house for equity, and he helped me understand that, what were my options, what did I wanna do. I never felt pressured. He gave me the feeling that I had several different options, that AAG was obviously an option, and that's why I was talking to him, but that I didn't have to commit right then and there, that he would send me information, I could look at it, get back in touch with him, and how I felt about it. I never felt like he was pushing me. I like his approach. I like the fact that he took his time and worked with me. I was impressed with his professionalism and his style of working with me.
In all our conversations, he's always been very courteous and appears to be very interested in what's going on with us and how well he's helping us walk through each stage of this. He offered me several different ways to be in touch with him as I was getting him my information. I like the fact that the counseling session happened, because that also gives another perspective from a different source. My satisfaction in my understanding with AAG right now is how well I've been treated by Kelly. He is a true asset to the company. I've mentioned AAG already to family members and a couple of friends that I'm doing this. I’m grateful.

I got signed up with an advisor and everything was discussed. They didn't do very well, very strongly, advise about the fact that if I passed, what would happen? My son will inherit, of course, but he couldn't get a loan. He would lose the house. They need to be a little more proactive with that information.

I had been looking into a reverse mortgage. I was trying to prepare and I made a partial commitment with a local company. I just had to make sure that I was current on all my debts and bills. Then someone from AAG called me and I just happened to answer the phone. They explained to me. The other company also did that. They had a little different perspective and they were adamant about how things were gonna go. AAG gave me all the information and I thought it was gonna be a tedious process, setting up to learn about the protocols, for the HUD government protocols. I told them I'll just have to wait till I have time.
But I knew I've been having some problems financially so I said I got to do something. I was still a little leery, but it's been going okay. The day I met Maureen on the phone, I wasn't anticipating connecting with anybody. She is moving right along, answers my questions in a timely manner, and if I don't quite understand, she explains it. There's a lot of people around her to help her. People like the debt finders, the ones that coordinate the classes about the protocols for getting a reverse mortgage, the guy was explaining the finances a little different from her. I said that I won't really get much money from this reverse mortgage even though my house is worth a lot of money. I got scared. I talked to her and she said my house is this, and then when it gets appraised, they'll be confirmed and have an affirmative idea what amount I might be able to get.
The only thing was I got different input from AAG, and then I got different input from the person that was doing the classes on the HUD protocols. He was going over the financial part of the thing instead of what the protocols were. I was confused. He said the amount that I will be able to get. But then, Maureen reassured me I should be good. So far, the city or somebody has that is worth $533,000. But I think it's worth more because the people across the street sold theirs for 900,000, and it's so close to the other neighbor. Overall, AAG is straightforward.

I'm very lucky. I had a fella named Jacques. He worked at AARP at one time and he had a very good understanding. He got an answer to everything. He also made it quite clear that even though you pay $125 to talk with an E-Mac person or HUB person or FHA person and try to fish out of them what and who they would recommend, you don't get answers like that from AAG. They never once said that they're the best you can deal with. There was no push for it and I appreciated that. So far, I'm very happy. We're ending the episode, and we'll see how it goes from there. But that, to me, was going to be the best thing to do. They're well organized, they've got their act together, there's not a lot of transferring of phones. Whoever set it up and got their company going, I can see why they're doing so well.

We are about two thirds through the process, and it's been seamless. It's been very nice. So far, we've been very pleased with our decision of working with them. Frieda is our loan officer and she is an excellent lady. She is extremely nice. She's been absolutely wonderful to work with. She explains every step to us ahead of time so we always know what the next step is. She keeps us informed where we are in the process. So I would recommend AAG to any of my friends. I would encourage anyone I know that that's looking for a reverse mortgage to at least talk to AAG.

I tried to borrow money from a bank locally here. But my credit score dropped because I haven't used it. My credit was dormant. I couldn't borrow money at the time because my credit score was too low. But once AAG activated my credit, my credit score now is 725 and I could borrow money. I dealt with Mike and he was excellent. He talked to me and told me what was going on. He did everything that he was supposed to do. When I tell him there's a problem, he doesn't tell me I'm crazy. But the counselor was a joke. It's only reasonable that if I'm gonna talk to the counselor and pay $175 an hour, she should have my contract in front of her. The original 54-page document that Mike sent to me was encrypted. I couldn't send that document to the counselor. So Mike had to send that to her.
When I talked to the counselor, she told me to go to a certain page and look for the number. She didn't tell me the ups and downs of a reverse mortgage. She just read from a script and that was it. She ran out the clock. Also, when she called, I told her that my girlfriend was on the phone with me. She said, "Well, that's a problem." I asked her how was that a problem? She then spent 10 minutes collecting all my girlfriend's information, including her Social Security.
I read the original document thoroughly. In that document, it makes it perfectly clear that the one thing you cannot do is allow your homeowners insurance or your taxes to be delinquent. When I got on the phone with the counselor, she told me that part six times. Then, she reworded the questions to test me to see if I remembered. I said that she was like giving me a second-grade test but it's not a very complicated concept. I told her that I got it and to tell me something I didn't know. So I basically wasted $175 on the counseling process.
The girl who came for the notary was also a joke. She was two hours late from my original appointment, and she walked in telling me she was running late because her schedule is overbooked. She gave me this big stack of paper. Somewhere in that stack, there were five pages that I had to sign. It wasn't organized. There were two stacks, one for her and one for me. As we go through them, I'll read them. But she's said, "Don't worry, just sign here." I told her, "No, I'm not gonna just sign. Let me read the damn thing." The question on that one document is asking me, "Do I want to waive my three-day right?" I don't want to waive. There were two boxes you can possibly check, one says you're waiving your rights and one says you don't. So if I didn't read the document, then how would I know what I was checking?

We asked if we could build and we were told we can't but we may purchase an already built home. I was told that that's AAG's policy. We're stuck between a rock and a hard place trying to find something within our budget. But their rep has been very nice and helpful.

AAG is competent. They were rated number one so I went with them and the rep I worked with was fine.
