    I'm getting a little impatient waiting to see if the loan goes through. The rep made some comments about my debt and maybe the loan wouldn't work and has got me scared. I enjoyed working with her very good up to a point, but she got rather pushy on some items. I know she's just trying to get things done, but she was in a big hurry and we almost got into a confrontation.

    She wanted some information on my Social Security 1099. She has just found having the 2021 and it isn't available. They have never recorded it. They're just going right on to 2022. And it shows right in my account that. I told her I cannot download it but she wouldn't believe me. I had to call Social Security and they mailed me a copy that I forwarded to her. But why wouldn’t she listen to me? I could do it if I could. I got connected up with another one for a while and this lady forgot half of what she was doing and on and on. I would say, “No, I don't need that. I need somebody that will get on this.” She was really good other than that circumstance. Give AAG a try.

    I've gone to the counseling thing. And I've seen another person or a gal from there who calls quite often. She sounds like a good girl. She's very friendly. She called last week and I had to get some copies or papers done and supposed to send me an envelope to mail them back. And she said she would call last Friday, but I haven't heard from her.     They sent me a letter and said they didn't receive my driver's license. But I've taken pictures of all that stuff and gave it to them and even had me sign all the stuff. A rep called me and told me that I needed to go do it again. I'm not gonna do it again because that's my whole life, my Social Security number, my driver's license. Also, I can't understand how that got lost in the system. But that's the only problem I've had. Other than that, the rep I've been working with has been good and efficient.

    I've gone through the applications and the counseling session. American Advisors Group sent the information. They sent the three credit reports so I can see them. So, they have responded to what I’ve needed. It's a lot to do to make it happen, so a lot of details. I've sent them all the information that they need. Joe has called back and answered questions. He sent on UPS envelope for me to return everything. And I took that, had that mailed. So, it has been smooth so far.

    I'm waiting for AAG to set an appointment for house inspection. They have the pictures when I first had the first reverse mortgage, but it has been four years so they can't use those pictures. There’s not much change, but the house has a new roof. I understand they need to see the house, but I'm very concerned about COVID. So, I need to talk to whoever the inspector will be to see how we can manage that, whether we can do it through Zoom or how we can do it. I can take his or her camera myself. They can be here outside. And I take the pictures on their camera and give them the camera. Or I could do FaceTime with my own phone.

    I've had no one come in the house except once this summer to have the carpets cleaned. And that's how we all are. Everybody is so concerned about having anybody come in to our bubbles. I've talked to AAG. I've expressed that to Joe. He said, “Yes. We've noted that.” And he said, “Now, sometimes what they're doing is just in the driveway.” They're doing them outside like that or on the porches instead of coming into the house. I thought, “Let's figure out something about this inspection of the house.” That's where I am. But so far, I'm satisfied.

    I've had discussions at length with the loan officer at AAG, Terry, and she's very knowledgeable, friendly and willing to help. She's got a very good customer service attitude and excellent to work with. She gave me the steps that we needed to go through to do a reverse mortgage. The first step was the counseling that’s required by federal statute. So, we did that on December 8th, which was a couple of weeks ago. I've received a call from Terry, which I have not yet returned. I was going to return that call this morning but we're not moving forward with doing anything until January, because both Terry and the counselor verified that we cannot close on a reverse mortgage until my husband, cosigner on the deed, reaches the age of 62, which is not going to happen until March 21st of next year.

    We weren't even going to file the application for the mortgage until January 21st. I remember the counselor telling us that we couldn't initiate anything farther out than 60 days before his 62nd birthday. I was going to call and tell Terry all of these this morning and remind her. Because we had talked about it. I told her that we were going to be careful in the timing of all of these so that we don't make any mistakes. We want to make sure that we can close on the loan between March 21st and 31st so that we don't have an April house payment. If I have concerns, I call. And if I can’t reach Terry right then, she calls right back. Or I can call the counselor at the company that provided the required counseling. Supposedly, we can get any additional questions that we have answered for the next six months. My experience this far has been very good. So, I would recommend AAG.

    The representatives were persistent, not to the point of excessive. But I didn't move along as quickly as they would have liked because I wasn't sure this was going to happen, and ultimately, it did not. I had a reverse mortgage before and not everything as I remember is about being the same although I didn't go back and review. It was all of the same information and in my experience from before, I'd get the money in two parts. One, upfront, and one, 12 months down the road. I don't know if that's a recent change, but the part of not getting the money upfront wouldn’t do me enough good. Nonetheless, I was comfortable speaking with them.

    Most of the time, American Advisors Group has been courteous and dignified. And everything is going smooth. The only thing that got us hung up is they are not offering in all of their paperwork nearly enough, as far as appraisal, of our total properly. They offered 115,000 and we want to laugh at that. We want or expect 150 or more. One of my real estate buddies said, “That property is worth 150 to 175,000,” laughing at it. We've been living there 31 years. And everything that has been done there, has been done by us.

    I have nearly a jungle at just one little segment of my property. I have seven mature Chinese parasol trees, and two dozen that are within 8 or 10 years. So, it's very unusual. Every tree is 10 feet or more before you get to the first limb. If you can buy a one inch round and 2 feet tall, it would cost you $3,300, but you can’t find them. The only place you will ever find them are botanical gardens and zoos. If AAG doesn’t find the appraisal that we expect, or more, then we are going to turn around and give this other company a heavy look.

    Amber was fine. But I never finished the process. I called but my calls were not returned. I thought I got scammed. I'm gonna leave it at that and try another course of action. Because American Advisors Group deals with people over the phone. And that rings a bell because it's not face-to-face. AAG has to put forth an effort to complete the process.     I've been helping my 92-year-old father to get a reverse mortgage. So, we went with the highest rated reverse mortgage company. We were told this it would take about 4 weeks because Dad had a small loan on the house and great credit history. We are in our sixth month and still haven't received the funds we were promised. I got the information they requested together and sent to them the same day they requested it. Now to be fair, 2 of these months were because trying to find appraiser when everyone was getting their homes appraised. Two more months waiting for HUD and other organizations to approve it. The rest of the time has been people losing information or getting the wrong information. All was internal business issues. No one follows up and no one to call to get a straight answer about what's going on. Our account manager didn't know. We contacted his boss and never got back to us. So good luck to you all with this organization.

    AAG gave us a lot of detailed information and explained to us what the process was all about. The loan officer was very assertive. He talked too fast. He didn't impress me because I felt like he was trying to meet his numbers. It was like he wasn't trying to perceive what I was saying and our side of it. He didn't want to perceive what I was trying to say because he was trying so much to show me the benefits of what I'm going to gain by doing the loan. He was pushy and he really tried to persuade me into making this move at that instant.

    In some perspective, the loan would benefit me. But he made us appear and feel like it was such a rush type thing. It wasn't a good first experience. The next person that I dealt with was Ben and he was excellent. He couldn't give me any advice one way or another, but the information he provided in general helped me better understand the process. He really explained the process and what it was all about to me, and to help me to really decide. I was very satisfied.

AAG wanted some additional information, but they put a deadline on it and a rather threatening statement that if we don't meet this deadline, they are not gonna do the loan. This is the first time I've heard of needing this information and unfortunately, I've lost my card and I can't get another one right away. I was about ready to send them a letter stating that, "Here's what I have. I'm getting the rest. Please give me a little bit of time," but it doesn't make me feel very good that I gotta ask for additional time. I understand their need to get stuff in a timely fashion, but they need to say that rather than put a cut-off in there. They need to reword that somehow. But I am very happy with Tyler.

If they don't have all our paperwork in here, they're not going to continue with the whole what I've spent so much time and money towards. Then AAG told me that somebody is coming tomorrow for the estimate of my home. I am dealing with Maureen and I told her, "I haven't heard anything about an appraiser coming tomorrow. You're telling me right now." It’s kind of fragmented. I don't know the appraiser's name and the time he would come. But Maureen has been more than helpful to me. She's been wonderful. She has reassured me that they don't care about my housekeeping and that they care about the structure.

    I already had a reverse mortgage before and this one with AAG was a disaster. I called and got Jonathan, a person in Georgia. He didn't even ask me that many questions and then, he had this notary come out with all this paperwork. It was closing work. When I called Jonathan back on Monday, he said that it was an application. But it was not. Also, he said it was a fixed rate, which I wanted, but the paperwork said it was a variable rate. I can read English and understand. I have two college degrees and that was the most incompetent deal I've ever been in in my life. The person who came out here was incompetent. It was a horrible experience with AAG and hopefully, I got that loan canceled. I would never recommend AAG to anybody.

There was the whole process there that taught me what it was all about. Then the gentleman that became my personal contact was extremely good about describing everything. He's in contact with me at least a couple of times a week. He calls to ask me for information or to inform me.     When I talked to the agent, Bonnie sounded a little bit more versed on what all was involved and the considerations that needed to be made before making a decision. One of the things that I missed, and I thought that I had everything covered, was the potential of what it could do for a person as far as if a spouse dies, it could add potentially as a life insurance policy. The other part of this was it could potentially protect against if real estate prices were to crash. Although I don't see that with the socio-economic demand for housing, but if it were to happen, then AAG could get that little extra benefit as well. The number one consideration is if we were to do it, then, we don't have to pay it back. But we didn't think about the benefit of it acting as a proxy life insurance policy or for the other thing I mentioned, which is the temporary devaluation of the home.

    I told her that I got to go to the doctor and that she should send me an email with her number on it, then I'll pick up the conversation when I’m free to talk. She followed up and gave us 7 to 10 days to discuss it. So, between those days, ‘cause we had quite a few things going on, she gave a time for me and my wife to walk through the advantages and disadvantages of doing it and whether it was a good fit for us. I didn't get the impression she was trying to meet a quota. I felt like that she was adequately explaining the product so that meant something as well.

    We're not completely through with the process. We paid cash for our house. Since we moved in, we’ve only been in here for months, we spent $50,000, so we got our fingers crossed that we will get an appraiser that is knowledgeable and understanding of the market that Bonnie and myself are in. The only thing that would blow it up is if a person would under appraise the house. I'm holding documentation that the house should appraise at around 400, 402, but appraising is subjective and everybody doesn't say everything the same way. If it did not come in around that figure, give or take a few 1,000, then that would make us rethink if we wanted to do this or not ‘cause we might lock in more money into the house. If we do that, then we would have too much value locked in for what could be loaned on the house. In other words, we wouldn’t wanna tap our money.

    About two years ago, I had a gentleman come up on the house that we lived in for 28 years and he tried to appraise it for $375,000. I told him he was crazy. I knew that he was faulty. I was trying to refinance to do another project on that home because it was a river home and it was capital intensive. Finally, I sold that for $790,000. If I would’ve bought in on that guy's appraisal that didn't know what he was doing, I would have potentially screwed myself out of $400,000. I told Bonnie I'm not gonna get negative on it because I can't control the appraiser. So, let's just see how everything shakes out and then we'll take it from there. I wouldn't consider it if I had children. But since we don't have, it gives us a little different angle on what we need.

    The overall process for applying for a reverse mortgage from AAG was very straightforward. My agent was very explicit in providing me with all of the necessary information, and gave me a lot of understanding of the process. I had undergone the counseling through a third party surrogate, and lt was clear to me l was doing the right thing. I got to the point of scheduling an appraisal on my house, and paid $200 towards the fee. The next day I had something come up in my personal life that made the reverse mortgage no longer a possibility. I called my agent to tell him l needed to stop the process due to a life changing situation. He understood, but told me I forfeited the appraisal fee, even though I did not receive it. So when Tom Selleck tells you to trust AAG, forget about it. They tell you that you have the option of canceling any time, but l found out how untrustworthy they are.

    AAG is so intricate. Two and a half hours on the phone one time and one hour another time, and you go from one person to the next and it goes on and on. You get tired and want to quit. Somebody with a little bit of intelligence could make this thing a lot simpler. Right now, it's so convoluted and crazy that I almost told AAG to stop and then, I told them to continue. Stephen, the rep, was the one who straightened it out for me, which made us feel a lot better. I got the certification and the booklet that AAG sent with 30 pages. But I’d have to get a master's degree in finance and banking to understand that and I don't know why they even bothered to send it.

    The lady I'm working with at AAG is terrific. She’s knowledgeable and knows that you’re in a priority situation. So, she tries to give you a quick response. Everything is finalized, except me getting my certificate. She said she couldn't do anything further until I get my certificate and they're not calling me until the 19th. I need it done quickly but a part of it is my fault because I didn't want to pay $200 to get a certificate when I could get one for free. So, that's what I'm waiting for.     We've done the HECM counseling and it was worthwhile. The AAG rep that I dealt with was not very seasoned in her job. A lot of mistakes have been made and there have been some issues with follow-up. She told us some stuff that was incorrect. We knew after reading some other information and through counseling that what she told us was incorrect. So we challenged her and she came back a couple of days later and admitted she was incorrect. She doesn't cross her t's and dot her i's because she sent our paperwork for us to sign so that we can move on to the appraisal process, but our names were listed incorrectly. That was on Monday and we're just now getting the new documents to sign. So we're even further behind on getting this process rolling. She's been kind. But it'd be helpful when you have somebody new to have a supervisor directly supervise that person.

    If looking for a lender, one should look for consistency and a reliable agent that will take the time and explain the process completely and not just on the surface.     AAG had us talk to a consumer company that explained the whole process to us then they went over everything. They quizzed us to make sure that we were listening to what the rep was saying and we got it all. We have an appraisal being done on Wednesday on our house, and we haven't completely signed the papers and see if we're even gonna be able to go through with it. However, we're pleased with what we've got so far.

    Right now, we've been working with David. He has been very knowledgeable, and if I called him, he got right back to me. He had it all together and was very informative and helpful. I didn’t have to go over things time and time again. He explained it very well. I was comfortable with AAG. I have a friend who went through them, and she was very pleased with their performance.     AAG knows what they're doing, and William, the loan officer that I've been dealing with, is clear evidence of that. I haven't received anything but wonderful attention from him, and he's been very attentive in explaining everything. However, it's taking more time than I would have imagined and I've had to expend a lot of money, including for the counseling. It’s been one thing after the other and it nearly depleted my savings trying to obtain this. They just charged me for the appraisal on Monday, and it's supposed to be done by the 27th at my convenience, but nobody's called me to schedule a time.

    I've done everything I could from the moment that I started this process in August, that it would move as quickly as possible. We got in just under the wire to get things moving faster, but they're not moving fast enough for me at present. I've signed everything.     By law, we had to have some type of counseling to make sure that a reverse mortgage was the right move for us. AAG set us up with a counselor to help us make the decision and that was the biggest thing. We weren't familiar with this other than my brother having gone through his HECM mortgage. We were impressed with our loan officer's knowledge of this program, his explanations and narrative on what the benefits would be, making sure we got paperwork in the mail that explained things, and that we read through and understood.     At first, I was a bit uncomfortable with the rep, because it almost seemed like she might have been new at it, but after the second call with her, she had everything more together then. The counselor I had was excellent. She went over everything with me, and we discussed things. She wasn't one that was given to me on the list from AAG though. I found her through ARLO.

    I shut down on AAG quickly, but I'm going to reopen for more information because I want to see what the whole ballgame is with this reverse mortgage. I had a September 1st appointment set up to talk to Marybeth. I spoke with Mark, too. I was supposed to set up a time where these two groups of people could meet with me and my wife on the phone to go over the reverse mortgage. At that time, my wife wasn't in favor but after I discussed with her what it's all about, she agreed to go along with it.

    The only thing is they're too quick to pass you on to somebody else to answer a question when they already know the answer themselves. Mark must get 10,000 phone calls a year in regards to reverse mortgages. He was friendly enough but did he help me? Not really. He just switched me to somebody else. The effort could be coordinated a lot better. I still have Marybeth's phone number somewhere, I've got AAG, and Mark's phone number.

    My experience is a typical mortgage pursuit. It's no different than starting your first mortgage on your first purchase than it is to get a second mortgage or a reverse mortgage. It's the same ugly process. The federal government sticks their nose in it, and once their nose is in it, it's a free for all. I have friends that are asking me, “Well, what did you find out about it? What you find out? Did you get this?” All I say to them is, “I ain't got nothing. I'm lost.” I got other people that are waiting for what I can inform them about it because they don't have time to pursue it on the phone like I do. I could be helping several other people along with myself. But I'm gonna have to get a reverse mortgage. I just got to know what my total costing is and my total out-of-pocket cost is to get it started.

    The rep was excellent. But I got confused looking at these things that she sent out here to me and then she told me I was gonna have to talk to somebody for an hour on counseling over the phone. I didn't quite understand everything that was going on in the process. I need to sit down and talk to somebody face to face, but the rep couldn't offer me anybody that could come out here and sit down with me on a one to one basis. AAG said it all had to be done on the phone.

    There was a lot of information out over the phone and I got to thinking if I was gonna be hacked and if somebody’s gonna get my information. It bothered me so bad and I said if I can't do it in person, maybe it's not meant for me. AAG may give more information in more detail, because the rep was throwing two things at me at one time and back and forth, but I'm the type of person that does better if I'm sitting around and I'm looking at you straight in the face to see if you're telling me the truth.

    I'm not very dissatisfied with AAG. They couldn't even answer if they have somebody to sit down with me for the counseling.     I've had a gazillion people contact me about a reverse mortgage and AAG was the first one that really sounded like I wanted to do business with. So far, everything's been pretty good with them. There was a lot of paperwork that I had to go through and since I'm not on a computer, everything had to be sent to them and vice versa. That slowed the process up a little bit and some of the stuff was duplicate and triplicate of what you really needed. But if you got to have that stuff, you got to have that stuff.

    I'm still in the process and it's been close to three weeks now. Counseling was all done and I got my certificate that I've been counseled. Then, the gal I'm working with is waiting for a copy of my driver's license, a copy of this year's part-time income, and some kind of a letter that I got coming through the mail from Social Security. They said they were going to try to get it to me in seven days, but it would probably take 10. Then everything else can proceed after that.

    I was approved for the reverse mortgage where it doesn’t cost me to get it done through FFA and the rep is supposed to follow-up with me on it. There are things I don’t understand about it like credit reports but the experience with American Advisors Group has been good so far. They’re not pushing you but you’re getting questions asked that you don’t think about when you’re on the phone. When sit down and talk to someone, things come to mind and I’d rather do that. I like to talk in person to people. You get vibes and feelings whether it's the right thing to do or not.

When I called them, I talked to Peter and he looked up our loan. He told me that we could refinance, get 18,000 cash, and a lower interest rate.     I had a very deep concern about the closing costs and I tried to find out what that would be. It turned out to be about half of what AAG was asking. I was told that there were different activities involved to do the closing costs. I already sold one or two homes and have done several closing costs. I cannot see why there would be any drastic difference as there was. The closing cost could be 3, 4, $5,000. AAG's was a total of $14,000. $4,000 was the FHA or weather insurance that would be going on the policy. There was a little bit too much cost there so I decided not to go. That aside, AAG's customer service was very polite and informative. But I wouldn’t recommend AAG to somebody else.

I talked to the guy that’s working with me and he said he'd try to find out. I sent him another email today asking if he had heard anything because this is my third day to wait.     I've had a reverse mortgage before and decided it was time to go with a Jumbo reverse mortgage. I had somebody that was gonna help me with it but because of the COVID, she wasn't able to come to my home. I was disappointed with that, so I decided to look for someone else. I've watched AAG's ads almost every day, so I decided, “Okay, let's go with AAG.” Someone said that they would come to my home. They live close to where I live, so it was very convenient.

    The person who came to my home did an excellent job, and she was better than the woman who never came. The way she handled things convinced me to go with AAG. Reverse mortgages are confusing to a lot of people and the Jumbo was even more confusing. I told her that, and she took whatever time I needed. When she came to my house, I didn't know what her schedule was, but she never rushed me. We went through things as much as possible and she answered all my questions. She also used emails efficiently to get me information.

    This person made sure that we had the schedule for the counseling where somebody talks to you to make sure things were covered. Even continuing now, she's helping me and following it through. My only concern is now, nothing is happening. It's not her fault though. Someone has to come to my home for the appraisal to figure out what the value of my home is, and that's taking much longer than I expected. The person did say that this could take a couple of months, but I haven't had any more information for the last several weeks, and that's my only negative.

    My experience with my loan officer was good till the end then I found out she had lied to me and manipulated me. She told me that government guidelines say that they couldn't have a full blown appraisal on my home. Part of the reason we were doing the reverse mortgage was to get a little cash out so I could take my wife to where she was born and came over when she was five. The appraisal on the home had a lot to do with that because the more it was worth, the more we got out.

    The loan officer gave me a letter in the beginning and said, “I think your house is worth 450,000.” She sent over an appraiser who did a drive by. You can't see my house by doing a drive by because I sit on a cul-de-sac. We're right next to a mountain and we sit on a hill. Our front yard goes up two tiers before it gets up to the grass. You can't see the grass from the street because it's too high. But up on top of that last tier on our front yard, it's beautiful. The appraiser didn't come into the house and see that it has all brand new wood floors and new tiles. It's immaculate. They didn't see any of the backyard, which is an oasis. They said my house was worth $401,000.

    The house across the street from me just sold, and it's a dog house. The guy that bought it just got through telling me he's got to go through and do all the plumbing and tear down walls and remodel. They appraised that house for 374,000. My house is more than $50,000 worth than theirs. The loan officer said she couldn’t send in an appraiser. I checked with another guy that I was going to go through to get the reverse mortgage. He said he never does that. I called my mortgage guy here in St. George who does about 19 reverse mortgages a month. He's been in the business a long time. He told me that was not true. The loan officer probably cost me at least $30,000 in cash.

    I had some problems on my credit which were caused by me trying to help out a son who had been in prison for three years. I was gonna fight that whole thing but my loan officer said, “No, just pay it. Get it off there so we can show it.” I never knew it was on my credit till I ran up for this loan. When I explained that charge to them, I sent them a letter stating what happened with my son. I sent them the recording of the actual conversation between my son who was representing me and the collection agency. Then they wrote me a letter saying they needed me to explain this and that but they already have it. They were just making us jump through hoops and it's horrible. I told the loan officer she lied to me and we had a shouting match. She's a nice lady but she didn't do that right, and it’s been a bad thing.

    Overall, my experience with AAG has been very bad. One thing I’d like to know from them is an answer and what they’re going to do. This has been going on now for three or four months. It’s frustrating. I’m 77 years old and my wife is 72, and we don't make this kind of nonsense in our lives right now. They need to approve it and get us the money or cut us loose and let us go somewhere else.
