AAG offers several types of reverse mortgages, including FHA-backed home equity conversion mortgages (HECMs) and proprietary jumbo loans.     I liked the simplicity of the process. From day one, I knew what the fees would be in the neighborhood of. Just the standard appraisal fees. American Advisors Group gave me a list and I called all the numbers. And I found one that offered 50% off of the appraisal fees. So, they gave me all the information that I would have needed to make a decision without me even asking. It was laid out.

    Yolanda has been keeping in contact with me via email and telephone calls. Any kind of clarification, she would reach out to the person that's dealing with the underwriters. So there's a liaison in between, but I have her information if I needed to call her. I just stick with her because I just figured she would get me what I need.

    With the counseling, the guy was able to explain a lot of things. And he was upfront with everything. “With the reverse mortgage company, they may say this or they may do that and they need to tell you this.” I stopped him. I said, “You know that they've already told me this?” He went, “Wow! That's awesome. Because a lot of people don't tell you upfront how much something is gonna be." Without selling the house and having to move somewhere else, when I added it up, it still came out more economical to do the reverse mortgage.

    The process was very complicated because we're not used to refinancing. But the rep we worked with, Kay, was very patient. He knew exactly what he was talking about and he was very articulate. He tried very hard to explain to me what it meant to have a reverse mortgage. I was appreciative of that. He explained things over and over again because I kept asking the same questions. That was very good. If it had been somebody a little more abrupt, I would have gone to the next company.

    Suzy is my rep from AAG and she is very nice and lots of fun to talk to. But AAG is a greedy company. Give me the money first and then you get this. When I had to have a talk with a woman, she was explaining to me everything that I'm gonna be going through. She then said I was gonna have to pay for someone to come out and look over the house and make sure that it's what we say it is. I'm frustrated. I'm at the end of my rope here and they are gonna piss me off. They called me this morning telling me that I have to send them my husband's death certificate. But the house is not in his name and he's got nothing to do with it. The rep said, "Three papers and notary is gonna come."

    AAG is a very reputable company. I had applied for a reverse mortgage and was almost ready to close it with another company when they suddenly ceased doing origination loans. They're just going to service loans. I had all of this stuff done and had to go back to the drawing table, which wound me up with AAG. However, the guy that I work with at AAG isn't very responsive. I asked him a couple days ago to call me but he hasn't. I left a message on his voicemail as to why I want to have the call but still haven't heard from him.

But I'm sure it wouldn't have taken that long if it hadn't been for the holidays. Also, our loan officer answered. Bless her heart, she went home for the holidays, and she said she still had her phone with her. So, if I had any questions, I just texted her and she answered. I talked to Wayne yesterday and he said that they just got the appraisal back and that he was waiting to review all this. The appraisal office told me they had some work that needed to be done.     My house is paid off and I have nobody to leave it to. I saw AAG on television regarding reverse mortgages. I figured I would use some of that equity to make some improvements to the house. Suzy was my rep and she has been extremely helpful in explaining things. She sent documents for me to read through. I was a contract negotiator before I retired so I can get past the mundaneness of a contract and how it works. Suzy has been very informative. I know exactly what I'm getting into and I have no qualms about it at this point.

    Suzy is extremely upbeat and very available. I called her after reading whatever and then I’d call her for more clarification. She's extremely knowledgeable and has a good attitude. For my situation, she said it was a perfect one, which I already knew because I'd already thought about it. She also explained other alternatives and ways to do it. Suzy was able to put things out there and her comments didn't lean one way or another. I'm still good with the decision that I made initially.

    You get a false sense from the communication in the commercials about how the exact process works. I came into it with AAG with a certain set of expectations. My expectation was that I was gonna get 80% of the value of my house but that's not the reality. Even though I was disappointed, I understood what was going on, how they came to that percentage, how they came up with the interest rates, and how the whole process works. If you pay back in and it goes to this and then you get additional funds through this process, you can claim more and you don't get it all at once. I asked why and they said it was because of this and this.

    Suzy went into quite a bit of depth about the average person and maybe somebody that wasn't a businesswoman like I was years ago, and that somebody could be scammed. We went through a whole scenario of things. She made it very clear why things are the way they are. I was very satisfied with what she said, even though at the time I was expecting more. I was accepting of the answer that she gave me and I understood it.

    I'm so very pleased with AAG. My rep was fantastic. I've never worked with anybody so wise and knowledgeable. She goes far beyond. Our home was appraised at 650, and HUD wanted another appraisal. I called her and asked her about it, and she said, "Yeah, sometimes HUD wants another appraisal. There's nothing to worry about, because your home is certainly beautiful, and the appraisal that came back was glowing. I'll see if I can either get it reversed or something."     Getting a reverse mortgage from AAG would work out great for me since I am a senior citizen and can't work. So far, so good with their getting in touch with me and getting the ball rolling.     American Advisors Group was a little deceptive. They shouldn't have ordered the appraisal without the necessary paperwork completed. I had to pay for an appraisal on the house. It was ordered before the necessary paperwork was in order for AAG. So, after it was all said and done, I had to pay for the appraisal, and they came back at me wanting paperwork that I was unable to provide. So, I wasn't impressed. And I was out over $800. They haven't answered my questions. And I want a refund.

    When Andrew heard that my mother was ill, he backed off and sent me one email, checking in, unlike the other company that bugged me. He was a little slow on the uptake. He originally was the one that talked to me on the phone and disappeared. I called AAG's main line and said if they couldn't talk to me, I would go someplace else. They were surprised that somebody hasn't followed through. But they got Andrew on the phone and he got everything going. The application was more involved than I thought it would. I'd like to know what comes next. They were talking about the loan being approved. I thought it was just an automatic go ahead, but it's not. The counselor asked questions, listened to me, was very forthcoming, let me know exactly what was going on, and what will go on, except for all the paperwork I had to have. But I'm handling it.

    AAG was very forthcoming, professional, and informative. They give the correct information and make sure that the potential candidate understands they dot their I's and cross their T's. They were really quite thorough and there was very clear information presented in a way that you can understand it. AAG is a caring company and all the agents have a good customer service personality.

    I'm so glad that they advertise it on television. I come from a marketing advertising background myself. Giving out information like that is making sure that people have access to whatever their needs may be. If it's a need for a reverse mortgage, at least you could go to a company that will be straightforward and accurate. That's the way it goes with AAG. Everybody's very kind and understanding.     A reverse mortgage is something that we can use at our age and it makes sense. I got to speak with AAG and they were good. I spent 33 years as a financial advisor and I understand mortgages. My place is classified as a condominium and when we got to the appraisal part, that was fine. That's where they put the ball in my court. Now I have to get in touch with HUD to get condominium approval. They no longer have a group at AAG that does this. That is very cumbersome. I'm having to deal with the government to get all this stuff and that is not easy at all.

    I wanted to borrow some money and I've never borrowed money before on my house. My house was paid for, so I thought it’s quick money. The AAG rep told me I could borrow the money. I had time and then don't worry about paying at a later date. He was upfront, very workable, until we got down to the nitty-gritty. That's where I'm at a standstill with him because he didn't tell me they were putting money aside for me.

    When I bought this house, bought it on a land contract, and the lady never paid the taxes. I've been here for 37 years. I've always been three years behind on the taxes. He didn't tell me if I borrowed this money, they would take money out ahead of time and pay the taxes and insurance. I didn't want that because that’s too much money, $40,000, to be taken out just for that. I'm very upset about that. It started out to be good, and then after we got into more, it was more troublesome than it was worth. I'm dissatisfied because they didn't come forward and tell me what they were up to.

    I've worked with Arlene and she is marvelous. She has been very cool, calm, and collected, because she's aware this is the first time I've done anything like this. She explained everything. She told me who to call for my counseling. And the man I spoke to did an excellent job in explaining everything on my reverse mortgage. I tried to help Arlene get all the papers that she needed. From her, I went to Elsie and she also has been very excellent. They have been very helpful in explaining, because there are certain things in the documents I don't understand, and they have no problem in explaining everything to me. My daughter is very pleased with how Arlene and Elsie have taken care of me. I gave her Arlene's phone number if somebody needs help.

    AAG's rep explained things really well and she kept me up to date on everything. But I had a hard time finding the paperwork they needed. I'm paraplegic and I can't get up. So it was hard for me to look through the desk out there and find documents. I had people down here looking for stuff but it was making more of a fiasco than they were finding. I'm also not the best bookkeeper in the world. But she was patient with me until I finally found everything. Also, I haven’t gotten the deeds yet.     The whole team is great. Elaine is awesome. She explains everything. She is always professional. I was always calling her.     Every time somebody calls me, they have me state my date of birth in full over the phone and I never know exactly who's calling me. They get my last for the Social. But since they're calling me, they already know my loan number, they can just say, "Can you reiterate your loan number," or mortgage number, and I would give that. That's enough because I'm not big on keep giving out my personal information to somebody that I don't know over the phone. I don't do my business online. A year from now, I could start to borrow more money than I got initially, which is great. But what I wanted to do is I need the booklet or information about how to send money into my account. I still don't have that. Because I don't bank online, I'm still waiting for that information. And I'm not going to go online and open up that line of credit account to find out because I'm not going to use that and I don't want my personal information online.

    Jamila was great. The HUD representative was fine. That was a phone interview. And there was a supervisor that was above Jamila that I talked to just a few times. The only thing that I would say American Advisors Group could do better, which the contractor said that they've told AAG a thousand times, is that if there's a set aside on a repair, then by all truth, they should tell the people the process of what has to happen.

    Because I've done three email sessions for the people in the repair section of the department to prove that I had the repairs done. They said they have 30 days, which they do by law, to have the documents sent to the loaner or the mortgage holder. But by then, I didn't know I had to wait for a form. I didn't know that I had to previously get the person that was a contractor pre-approved. So, after waiting two months to get my house painted, I got it painted, then I got the documents and found out that I should have done all this and that. And I had to call the painter who doesn't know me from Adam, a couple of times to get him to try to come back and fill out a form, which is a legal form about a lien. And he didn't even want to answer my calls after the third time because it's like stalking. I had already paid him, he didn't know why I kept calling him to come out.

    How that part of the process works should be in the initial packet of description. AAG is very descriptive. There are 71 pages that came out initially and I took the time to read them, but that's not in there. So, they should add it there about set-asides that's not in there so nothing is a surprise to the person. Because I could have done the work myself. There's a form for that. But that's not how the process works regardless because I still had to get the forms, whoever filled it in, whether it was the contractor that I hired or myself, and send that to AAG in those different formats, and wait for them to send the appraiser to come back out and look the work over.

    AAG is very good at all the paperwork that they send out and I got two copies of a lot of things, the 71-page booklet and something else. So, they aren't shy on printing things. So, add all the other things that they didn't add. And when the repair department called me to follow up with me, that wasn't as pleasant as an experience because the form should go out. As soon as you close alone, they should send out those booklets and forms so you know what you're dealing with. It could have been a repair person that came from out of state and there was no way in heaven they would sign a form that is a legal form. Until the third time I spoke to department of repair, I didn't know that the form was designed so the person in contract said they wouldn't sue and put a lien on my home. I thought it was just for me to prove that I did the repair. So, AAG should be more upfront with that.

    The application process at AAG was very tedious. When they sent the notary, it was like she was giving me a book. The same with the other one that they had sent to my house. It was a little bit too much to have to read over. I kept getting confused about stuff that I was reading, where I thought one way and then I thought the next.     When I first started, I had this gentleman named John. I told him I was doing things with AAG because I needed to fix the floors in my house. He was really good and he told me that within 30 days, I'd have a loan. But I didn't hear from him for about three weeks and all of a sudden, this other guy called me. He said that they couldn't give me any money until I have my house fixed. I told him that I got no money and that was why I was working with them. But he still said that everything has to be fixed before I could sign off. They sent this handyman to fix my house and he butchered it. I got handprints all over my bathroom and my living room, and I got to repaint all my walls. Also, he put half-inch plywood on the floor when the law states you have to have three quarters of an inch. Now, I got to rip all that out and spend more money to fix the house.

    American Advisors Group led me all the way down the garden path through appraisal and everything else, only to, at the very last minute, determine that my home was not FHA compatible because of the deed restrictions on the fact that it's a closed community. People have to be approved. So in order to live in this community, you have to go through an approval process by the board so that you can live there. Apparently, that's not in conjunction with FHA, because this is part of their inclusion deal.

    All that the board looks for is people that have records, like sex offenders and things of that nature. They should have discovered this from the beginning. They had all the information. And they dragged their feet and let me spend $600 on an appraisal and $70 on a course, only to be at the 11th hour, before closing, to say, “Oh, sorry, we were just kidding.” They should have some kind of a qualification process. Otherwise, they were just a normal mortgage company. There was nothing more than that. If they had said, “Hey, listen, your property doesn't qualify for a reverse mortgage,” then I would have said, “Okay, fine. I understand.” But they let me go all the way to the end, and, “No, we can’t do it.” Even sending out approval letters.

    My rep is Jay and he's really good. I really like him a lot. I'm at the point where I'm waiting for the appraisal. Right now, I'm annoyed. I'm looking for some documents that they can't live without and that they needed months ago. I've got everything torn apart in my office here. I'm going through boxes and boxes of documents trying to find something that will work for the underwriter.

    Everything has taken way too long. I did all the stuff I was supposed to do. They gave me the approval and everything was fine. We get everything that we need to have done. Aside from Jay, there's this other person named Jack and he had to go away for a while. We waited until he came back. In fact, we did the credit thing this morning. The guy was great.

    I work for a very large company, I'm Canadian and they took me from Canada and brought me to the US. I get income in both countries and this makes things more complicated. As an expat, both countries make agreements to make sure they keep the person whole. For me financially, this made me look really good because I am paid way more money to come to the US. I showed AAG bank statements as far back as I can go. I copied everything. The notary came, they took pages, and they took copies of all the stuff.

    Today, just when we're just about finished, they called and and asked if they could get all these stuff. I went, "That's not how it works in Canada. You can't just call up somebody and say, 'Hey, I need you to do it like the US. Do you mind? Do you mind just changing everything right now? Could you just do that for me?'" The guy at the head office in Ottawa said, "We could probably do that. It'll take us about two years." That is even though it clearly shows that the income comes every month and all that other kinds of stuff. Now, some underwriter somewhere said he's never seen that before and wanted to get a totally different document. That's why I am pissed beyond worse. They shouldn't have told me it was approved if it wasn't.

But if there's a month when it is tight and you can't, then you're not penalized. We did AAG and they have been very good. They're busy people and sometimes they can't get right back to me, but among the three that I'm dealing with, they're all very responsible and responsive. The rates were reasonably fair.

    American Advisors Group has the best pricing and the best service as far as being responsive and answering questions. I talked to the rep several times over the phone. There were quite a few things she needed and I was able to get that to her very quickly. She was able to get it processed very quickly as well.     Kyle, my rep from AAG, was very on the ball. I didn't have to wait for answers. He called me back right away. The basic customer service was great. So far, he's been very helpful and made it easy on me. I needed to send some documents to him. So, instead of doing it by mail, I took pictures, and then I just sent him the information that he needed. It was easy. My counselor was very nice and informative. I had questions, and she answered them. Everything went well. She asked questions, too. I answered them correctly and I got my certificate. It's hard when you don't see people face-to-face and you're kind of guessing that they're thinking straight. At 74, you never know how people's minds work.     I started the process a good month ago. Kelly is my rep and she has been very friendly and nice on the phone. She's a helpful person and she seems to know what she's talking about. She told me that the process was going to be probably 30 to 45 days. They were going to have appraisers come out and I let a week and a half go. Nobody called me so I called Kelly and said nobody has contacted me yet. She gave me a number to call the appraisers and I did. The first appraiser followed up with me and the soonest they could get out is Tuesday.

    I don't understand the problem with the appraisers or why the appraiser didn’t call. Also, I'm not happy with the interest rates that AAG is charging. Interest rates have gone up but AAG is about two points higher than what the rates are. That's a little frustrating because I have a 3.2% interest rate on my loan right now and it looks like AAG is going to charge me 8%. That's crazy to me. That's eating up my equity three times faster than paying the 3.2%. But with my situation, there's not a lot else I can do. I can't really work and I need to finish remodelling my house. Nobody else will give me a loan because it’s right in the middle of remodelling.

    I wish AAG would have gotten the appraisers here sooner because this has gone on about two weeks that they said the appraiser was gonna call. It sounds like you need two and only one has called me so far. The only good thing with the delay is the house right in front of me just sold for $25 million two weeks ago. Now that's on the books, that should raise my property value quite a bit.

    I’ve been looking at reverse mortgages on and off for several years. This time I put on a pretty expensive roof on my house so I thought about financing that with a reverse mortgage. I did that with AAG and they've been very thorough. I had a little counseling appointment with the credit counseling people and they were wonderful.

    Laura was my rep at AAG and she was very nice. She was very friendly and patient with me. When I decided to do this, we had a lot of things going on here at home and I couldn't always get back to her as soon as I should have. Also, I gave up adulting for a few years. Now, I had to rebuild some of these record things because I wasn't doing that.

    Since I thought about reverse mortgages before, I understood well what they were and pretty much knew what my rep was gonna tell me. I didn't need a whole bunch of guidance. I just needed somebody to do the process for me because I had already done some research on it myself on Google and from listening to Tom Selleck. Laura was very good about explaining things and if I had any questions, she made sure I understood. I was very comfortable with the process.     I was involved in an automobile accident in 2020. Unfortunately, it has affected my income as well as my outgo. I was told to try a reverse mortgage so I looked into it and I called AAG. Everything sounded good. I'm working with Barry and he has been very polite. He's been pleasant and up-to-date. He makes sure that I understand what's happening. Sometimes I can't get ahold of him. I know he’s very busy with meetings. On the whole, I'm very pleased with Barry. He seems to be a very nice gentleman.

    We did the counseling and I talked with a gentleman named Noah down in Atlanta, Georgia. The session lasted 45 minutes and it was clear and understandable. He sent me a receipt and in turn, I sent that with a certificate to AAG. The counseling was helpful. Barry pretty much explained everything beforehand. The only comment that I have about AAG is the process seems to take so long. Barry said it takes 30 to 45 days. On the 3rd of August, an appraiser is coming out to do an appraisal on the house. She could say that the home is worth 280,000 and then relays that to AAG. Once AAG gets that value from the appraiser, they can contact me and say, “You're approved and we need you to sign papers.” Also, there's another thing that I'm concerned about. The feds are raising the interest rates so I'm wondering if my interest rate for borrowing is going to bump up a little bit. I imagine that it will. Hopefully, if it goes down, my rate will go down too.

The rep had me call someone to set up an appointment, and it was gonna cost me $150 before I ever got the paperwork and read it. I was in a tizzy to call them and try to get them to suspend that. I was getting buffaloed and not the right kind of numbers came out. It was nowhere near any kind of fairness. The only thing I was a little disappointed in was it took a long time for the appraisers to contact us. They contacted us this morning and they'll be out here Monday.     American Advisors Group took me from the beginning to the counseling service. I enjoyed the conversation with Tyler. He was full of things that I didn't know. He was an excellent teacher and easy to speak with. Listened when I spoke, promptly gave me back the information I was looking for, and was pleasant. I learned a lot of things about a mortgage and a reverse mortgage. The information was prudent to making a decision. And my final decision was I changed my mind. I don't want to do that. So, simply because after speaking with the counselor, I understood, even though I had many conversations with Tyler, there was a reason. I comprehended everything that he said, but it didn't lock in. We had so many conversations. It was coming so quickly.

    But even with all the papers that I received, Carol, the counselor, gave me numbers for this and that. I had a moment over the holiday weekend to be quiet and go over everything. And I decided that the interest rate on the monies that I would get at the beginning of the 12-month period for so much money and the closing cost that I could pay at the end whenever I decided to close out the loan or sell my house, the benefits for me didn't outweigh me to just stay where I am.

    At this moment, nobody receives what my condo association is talking about very well. So I don't know what's going to come of that, and I'll just have to play it ear by ear to see, but to pay interest on monies I'm borrowing and monies that are owed for a closing costs, and the loan itself at the end of whatever, or I could just not do anything and pay at the release of my home if I decided to sell it, or to be able to say, “Okay. I've got this to take care so I'm not going to pay anything on the AAG loan this month,” the interest is still piling up. And that bothered me because at the end of the day, they could have quite a bit of equity in my house.

    I even spoke to somebody that does a bit of work with HUD. And she said, “It's a good program, but I don't know if this is for you. You need to stop and really look at that.” But AAG kept telling me, “Take your time and go over everything. And it's your decision to make.” They did explain it to me. I got a great education. I understand it completely now. I told Tyler that I'm holding on to all of the papers. And if there comes a point where I need this more than I don't, I will call him back again.

    AAG would ease up on the amount that we're paying out on each month. That means we wouldn't be paying out as much each month, but we would be able to afford more. The guy I worked with had been very professional. His name was Christopher and he'd been very patient and very helpful with everything. But I haven't gotten a whole lot of guidance and I have been concerned because I have heard that some things about reverse mortgages that I'm not thrilled with. So I've been dragging my feet. A little bit more explanation about reverse mortgages would be nice.

    I've done everything with AAG. Yesterday, I just talked to someone from there who’s handling the case and he told me everything’s completed and they're getting ready to close.     I was talking to a person from AAG and we had a general conversation as if I was talking to a counselor. I was asking him different questions about different things and I asked how much it was gonna be and he answered as if he was just a counselor. So, when he got to the point and he said what was gonna be on my closing statement and started reading out the numbers, I knew I had been talking to the wrong person. With the type of questions that I would always ask him and he would say we would get to them later, I asked him if he realized that I did not know I was not talking to a counselor. And he said he noticed the type of questions that I was asking but he didn't know. I told him that I was already working with somebody and we’re supposed to be closing in July. I can't work with two people. So, I'm gonna have to cancel out their service today. He told me that if I don't work out with the other person, I can always come back.

    AAG is getting what I need to get done but it's really taking a long time. I talk to them about every other day. We needed a certificate signed and I faxed that to them. A couple of days later, it was something else and this keeps going. It would be better to have their ducks in a line and have all the stuff they need to ask the customer and give it to them at once. They should have a basic program that lays out what the customer has to furnish. They just do it piecemeal and it takes more time than I anticipated. I asked them today however they said another 30 days. We've been at it for about two and a half months. We don’t seem to be accomplishing anything.

    Now, I have to pay for an appraisal. I was told that was the law in Oregon. Suppose I don't get accepted and I don't get the loan, I'm just stuck for $825. AAG said, “It's gonna go through. You’re not gonna have any problem about getting the loan, it’s for sure.” That aside, my loan rep seems to do a good job and he is knowledgeable. I imagine it’s got a lot to do with the government because they screw up everything they touch. My big complaint is the time. There should be a bit more organization between the customer and the lending institution. This could be made a little simpler.

They're about two hours behind me which means that if I get up early in the morning and call them, there's nobody at the office. But still, I've had them call early in the morning when they get there, around 8 o'clock my time. I'm still in the process of going in and they sent me a list of people I could get with to go in and give me information. I went to Legal Aid of Kentucky and got with an attorney there to make sure that everything's done legally.

    When I called AAG, I got a loan officer and I had a lot of questions. Right away, the next day, I received a packet from him that explained exactly what a reverse mortgage is. I’ve talked to him several times, and he has answered all my questions. My daughter had questions to ask and he has been wonderful to help us. Now that I’m in underwriting, there was a lady who called us and she has been wonderful. They’ve been there. They listened to me. They don’t try to just talk business and get off the phone.

    The big thing though is on the appraisal on the house. I pretty much know the market value already but the rep had set up for an appraiser to come out. My son wanted to be there when that happens so if the guy has any questions, it’s easier for him to answer for me on my house. And I wouldn’t be comfortable anyway. But we went round and round, because my son works and he was to request time off. There was one reason after another why the appraiser couldn’t come. The dates didn’t work out. We called about five times but they didn't return my calls. Finally, the apparaiser's wife called me and said, “Okay, are we still on for Friday?” And that was Thursday. I said, “No. I’ve been trying to call you, you’re not returning our calls.” And she said, “Well, I didn’t get any message."

    I complained to my loan officer and he said he'd talk to the appraiser. He was upset to what they did. He got this second guy right away, who called me Monday, last week. That was another week we had to wait. So, June 1st, they have agreed that my son will be available. He’s gonna take off half a day, and the appraiser is gonna be there. We’ll see how that works out.

    Another upsetting thing is it was $600. My loan officer said that they’re totally separate. It was ridiculous, to come and check out the house for 30 minutes. My son was tremendously upset, not at just the first appraiser, but the second appraiser too, because he had put him off too. I asked the second person if I had to pay him again. He said no, that American Advisors Group would. I thought that was extremely overpriced.
