The company you had doing the repairs barely spoke English. Their work not good at all. Painting needed 2 coats on the house. Only got one. So coverage is sparse. They said paint and scrape house, nothing about pressure washing so ran my well dry. What was paid out was hardly worth the effort. Very dissapointed in my situation now.

AAG agreed, in writing, to pick up the appraisal fee. I was charged with this expense at closing (and included in my closing costs). In addition, interest is accruing on this amout. Complaint has been filed with BBB since I haven't been given courtesy of hearing from AAG since my call of 10/31. If not satisfactorily resolved, legal action will be pursued. Glad I pursued reverse mortgage, but not pleased with AAG's not honoring its commitment!

Christine ** walked me through all the steps and there are a lot of steps. Her guidance and support got me through some of the more difficult tasks. I am grateful for the AAG loan. It is making a difference in my mother's life.

The process to get the loan in place was extremely professional and went very smoothly. Now that it is in place (and we have such great peace of mind having done this!), my only complaint is the lack of an online presence. The paperwork is very primitive in that we have to wait for a monthly paper statement that comes in the mail (and we fear mail theft). Please implement an online presence! Thanks!

Speaking for Jackie **, we were pleased with the overall process for this process. The only complaint is that Jackie had to receive the full amount of money from the transaction. The plan was to draw a portion of the money and additional funds at a later time. The option was given to return most of the money to the account to be drawn on later. We have been unable to talk to a live person about returning some money to the account to be used later, and Jackie was to receive paperwork in the mail within a month to make that happen. No paperwork was received. I request someone contact us about how to make this transaction happen.

Our experience in getting a Reverse Mortgage Loan was very easy. We appreciated the ease with which we got the loan. The fact that we needed a counselor was very important and we appreciated that feature in getting the loan. Thank you for making this a memorable experience and I have recommended AAG to a friend and her husband and they have also used AAG and are very happy with the program.

I would recommend a reverse mortgage to a friend but I would tell them to check all other financial possibilities before applying for one. That being said I would recommend AAG for their reverse mortgage because of the fact that their advisors (in our case Sean **) were very professional and explained the process in terms that could be understood and were very good about answering any questions we had.

2 disappointing encounters: 1. I was hoping to go paperless with my monthly statements. I made a phone call and left a message to an AAG number and never heard back. 2. I received a letter from AAG saying that I hadn't paid my taxes, which I had. I called to discuss with the number listed and got a very unfriendly rep, who seemed not to believe me. When she finally acknowledged that the taxes had been paid, she was still rather grumpy. Very different than the experiences I had when I was obtaining the mortgage when everyone was very helpful.

Overall this was a pleasant experience. Especially dealing with Ms. **. She was very helpful and professional and pleasant in her dealings with hiccups in the process. However, the rest of the experience was not as pleasant. I felt that the people dealing with the finalization were slow and lacked communication among themselves. There were a couple of items we had to deal with that could have been avoided with proper communication. The most glaring was the double payment of property tax and trying to find someone to deal with it. The person I was given to call was never in the office and it took quite some time to get this issue resolved. Requests for withdrawal are also slow and can take up to two weeks to complete. I realize that many of these processes are farmed out to other entities under contract. I don't believe that these entities receive very good supervision by AAG.

The coordination and teamwork of all of the departments who assisted us with the reverse mortgage was exceptional! They will communicate clearly, correctly estimate turnaround times and keep you in the loop during the process. I am still impressed one year later.

I thought I had a good relationship with Michele **, but after I was told final amount I was told $50.000 was being held because of bad credit with a past mortgage co. I sold my previous home because I couldn't make mortgage payments. I was upfront with this. So why wasn't I told this from the beginning. I had already committed to pay my rent with the $38,000 I got so I had to go through with mtg. Now I have no equity in my house and still have debts I was going to pay with $50,000 that was withheld.

Steve ** was and is a gentleman. However, he obviously is held under the thumb of a money grabbing jerk! Your program is an absolute scam to older folks. I was dragged through the mud for about 5 months. I was asked to provide info a little bit at a time instead of altogether. I was almost accused of hiding info and assets. I'm still not sure why I just didn't just walk. I ended up paying you way too much and then saddled from the start with $14K I owe and am paying interest on. Rip off artists like you should be in jail!

I called AAG to get more info on a letter I received re a jumbo loan which is now available. I wanted to know if my situation fit. I was particularly interested in the feature that no MIP is required. It took awhile to get a call back on some messages I received. The person who wound up responding to me did a good job of explaining things.

It took longer than expected, but the people that worked with me were professional and amazing. Didn't realize it would take a year later to get the balance of the funds, that is the biggest problem I have with it.

The people I dealt with were fantastic. The actual reverse mortgage experience has not lived up to hype. It is probably because I live in a small rural town, because nothing has been what was told to me. Guess that is my fault, should of asked more questions. This process seems to be suited for large cities where houses are worth more, cause this hasn't helped me at all and now I'm stuck. But I'm sure that's my fault, always been told if it sounds too good to be true it usually is.

Your frontline people ie: Ryan **, Susana ** were the best and THEY are the reason any stars at all. Helpful - courteous - THEY are the best. Your behind the scenes people, the decision makers were absolutely the worst people I've dealt with in 60 years of dealing with humans. Their approach came across to me in such a way that made me believe they did not know what they were doing.
I would get a list of things I needed to do and once they were done the loan would fund. I would do those things, send in the proof and 3-6 WEEKS later here comes another list with more things to do and for sure the loan would fund, get the list done, send proof - 3 to 6 weeks later here comes another list. ON and ON and ON this went on. I felt like I was being grossly harassed.
I was convinced that AAG maybe needs to hire someone that can review an application, its documents, submittals, that knows what they are doing. That can generate a check off list 1 or 2 times to complete. I can understand that per some information there might additional information needed but advise your client upfront. Get someone that can look at the submittals MAKE A DECISION! STOP HARASSING YOUR CUSTOMERS! I have been asked who I dealt with and honestly I do not recommend AAG. I tell them my experience. They can decide for themselves.

I was told I was going to get a certain amount of money. I did every requirement asked. It cost me money for some improvements. So I get in more debt and then after at least 4 months of working with you people never saying a word about my taxes if they were paid, they gave me about 1/50th of what I thought I was going to get. Was very upset and had to accept what they offered because now I was in more debt and people had to be paid. The money I was promised was $40,000. I received $1200.00. Very disappointed.

The finance department delayed the loan funding believing I had not paid my property taxes, which was incorrect! Their delay caused me to miss the deadline to avoid paying the monthly mtg service fee! This is not acceptable!

I asked for an information kit so that I could learn more about reversed mortgage and AAG in particular. I rue the day I requested the information kit. I get at least one call from them every day (which I have learned not to answer) and sometimes more. For instance, I received 3 calls from them today. It took over a month to receive the information kit in the mail (it was supposed to come to my email). Since that time I am now receiving letters in the mail. AAG, if you read this LEAVE ME ALONE! If I decide to do a reversed mortgage it definitely will NOT be with you!

Here is a summary of my interactions with AAG. Sept 3 Mother-in-law died. Oct 6 Notice left at her house calling note. Oct 16 Called AAG Reverse Mortgage Department 866-654-0020. Oct 16 emailed requested information and asked for payoff amount. Oct 18 called AAG Reverse Mortgage Department 866-278-2008. Mary could not give me a payoff amount. She said she would research and call me with the information. No call. Oct 22 called AAG Reverse Mortgage Department 866-278-2008. Heather told me the system was down and she couldn’t answer any specific questions. Oct 24 called AAG Reverse Mortgage Department 866-278-2008. Linda told me system was down but gave me her extension number **. Oct 25 called AAG Reverse Mortgage Department 866-278-2008 and entered extension **. Recording said it was incorrect extension. Talked to Anjelica who told me system was down.
Oct 25 called several numbers I found in AAG file. Stu ** at 1-866-948-0003 extension **, who originated the loan. I left a message. I called José ** at 1-866-948-0003 extension ** and left a message. I then called Jerry ** at 1-866-948-0003 extension **. A man named John answered and said he was in Georgia and could not answer questions but gave me the number 866-828-3111. I call that and left a message. Oct 25 received a call from Rachel who told me to call 866-278-2008. I told her I had called this number numerous times. She placed me on hold and gave me the wiring instructions to AAG’s Bank. Oct 30 Wired cashier’s check in amount in AAG letter of Oct 6 to above account. Although asterisk by that amount stated I needed to call to get correct amount! Oct 30 received a call and message from someone to call about a time sensitive matter.
Oct 31 called and was told by a man whose name I didn’t get that we owed additional $200+ for $700 appraisal and $10 for something else. I told him my story. He was sympathetic but told me to call 866-828-3111. He transferred me to Cheryl at that number. I left a message and as of Nov 3 had received no callback. Nov 16 A call from AAG asking for monthly update. Caller had no idea of payoff or above interactions. Dec 3 letter and packet from AAG saying we now owed $1300 more than in October. This was first written notice 1) that we owed an additional $ 282.02 (in October!) and 2) that our cashier’s check had been returned, both over one month after they occurred.
“As a result of the charges mentioned above, the wire in the amount of $92,349.58 we received on October 31, 2018, was $282.02 short to pay the loan in full. We called you and your wife to advise that the payoff amount was short. As we did not receive the shortage amount, the wire was returned November 2, 20 I 8.” The short amount was never communicated to us in writing in spite of repeated requests beginning in October. This is the worst customer service I have ever received from anyone.

We just completed a Reverse Mortgage. We were told by the agent when we signed the closing documents nothing had changed. As one spouse was in the Hospital, it was hard to compare the quote to the closing docs, so we took their word. Well, we lost over $7,000 we were supposed to get from what we thought we were to get as the numbers in fact did change. So much for Trust at AAG. Our Settlement charges actually doubled from that quoted and our line of credit dropped $5,000. SO, never trust any AAG agent's word, always compare before you sign and stay away from AAG as it is not reputable in our case.

Tom was a big help getting through the Reverse Mortgage process. I was surprised at how long it took to complete the process and the amount of paperwork involved. Although I paid for the appraisal it took forever to obtain a copy of the document. Sure would be helpful if these three things could be improved.

Our experience was good, however, some of the requirements for proving and presenting finished items needing attention by the homeowner, could be streamlined to help speed the process along. There were some miscommunications that dragged things out too.

Excellent experience except for one thing that weird Asian appearing names showed on my credit reports as being names I go by and I was told it was impossible to track down which report/where that erroneous info. came from. Steve ** gave exceptional service, very quick and thorough responses to questions, very professional and knowledgeable. Except for that one disturbing thing the whole experience was very positive and I would recommend AAG and Steve to others.

On the whole, it has been a relatively pleasant experience, thanks to the help of Bonnie **, my agent. The only thing I could fault you with is the lack of understanding with my credit report. With such a good rating, it is obvious that I pay my bills and pay them promptly. The credit reports lag in recording such is not my fault.

The entire staff at American Advisors Group made negotiating a reverse mortgage a pleasure. In today's world we're all too accustomed to company's over promising and under delivering. AAG delivers on their commitment to their clients with professional, competent financial services. Everyone at AAG we encountered was knowledgeable, patient and most of all helpful. I've made mortgage application six times prior to my current experience with AAG. These were all time consuming and frustrating. Not so with AAG, they made this a "painless" process. Our reverse mortgage professional, Michael McDonald guided us through the process seamlessly. He kept us up to date on the steps throughout the process. I can't tell you how much that meant to my wife and I. Great company, Professional Staff and A Pleasure to Work With!!! I would highly recommend American Advisors Group to anyone seeking a reverse mortgage.

The folks in California told me funds could be disbursed with either a check or a wire transfer. The folks in Michigan have added a third alternative: an ACH Transfer. Perhaps the folks in California and the folks in Michigan should get together. ☺☺☺☺

The experience with my loan officer William ** and processor Natasha were great. Bill kept me up to date on the process. The experience with underwriting was awful! They almost seemed like this was their first loan. Every week I had to provide them with redundant income verification paperwork. Almost felt like I was lying to them about income and other loan information. It would have been much easier and less stressful if they provided a checklist of required documentation which I would have expected and provided, as opposed to the piecemeal approach I went through. I am thrilled to have had finally got the loan which I really needed but the process could have been a lot smoother!

It was a pleasure to work with David ** and Maria **, they made the process of getting a Reverse Mortgage extremely easier. David was always on time with our weekly telephone appointments and was open to me emailing him with questions, clarification of items we discussed. He didn't force me to make a decision, and explained my options, so that I could understand them. After the approval/signature process was done he mentioned to me that if I had any questions at all I should contact him and if he couldn't answer them he would direct me to the proper department to get my answer.

I shopped 3 companies. I got 3 proposals. Then I picked a company in my neighborhood I wanted meetings in person. I then dropped them went back to AAG and they were great. They worked great with me even though I dropped them. I had Nishli **. She was one of the nicest person I ever talked to. Both smart and kind and patient. We will never forget her. My experience regarding the reverse mortgage I applied for on behalf of my mother, Ana ** was excellent. Thanks to Glenn ** who assisted us in every way possible since my time was very limited given I work full time and at nights and weekends I take care of my mom. He went beyond his call of duty and explained every detail to me in a very professional manner yet understandable. He was also accessible to me if I had any concerns. I would highly recommend to anybody to use AAG for their reverse mortgage needs.

I will be very fair when I tell you AAG cost us thousands of dollars! David ** and an agent, I cannot remember her name, were late in getting the paperwork to us and the law changed before it was straightened out. A lawyer was suppose to be at our house the night before the law changed and never showed up because they did not get the paperwork. Thanks to Rene ** it was eventually resolved but not until it had cost us a bunch of money. We were also told that we might get some monetary consideration at the end for the loss but we didn't. Again, thank you Rene **.

My agent John ** did an excellent job of explaining the details of the process. The process itself was relatively simple although there is a massive amount of paperwork. In my opinion, the only negative is the total amount of fees that are charged.

Reverse Mortgage - We were told by two different people that visited our home that we would receive $42,000. We got $2000.00 and were told that is all. I was informed that we were told that you would only be paying off the Mortgage. We were not informed of this until we got the $2000.00. Our home was estimated to be $104,000.00. What happened to the other $60,000.00 after the $42,000 was paid to Chase. I will never ever believe anything you tell me ever again. I am extremely dissatisfied with your company and will not recommend anybody else to do this.

My wife and I are within a year of retirement. Both of us are self employed. ALL of our bills are either paid off or up to date. Credit scores over 700, my company Dunn & Bradstreet rating is over 80. AAG just had my house appraised at $460K and I owe $165K (mortgage & equity loans) as part of a reverse mortgage application by us. I am wishing to borrow slightly larger than what is owed; still way less than 50% of the appraisal value. What this means to us is that I'll will outlay less (appx 2/3 rds) on a month basis than we presently are (and next year on social security).
This process is extremely unfair to those individuals that are self employed. Let alone a household where both spouses are self employed. We were asked to supply 2 years of private tax statements. We were then asked to supply 2 years worth of corporate tax returns for both our companies. Between the actual official filling out the application, meeting and the internet/phone contacts with AAG representatives; we have been asked to supply duplicate number of times the same information. We have been asked to supply letters from our accountants that we are the sole owners of our business even though this is declared on the way tax returns are filed. I had to supply all of the information on any savings or retirement accounts that I had. I have been asked for this year's profit and loss statements for this year to date.
How many people that work for someone else and applied for a reverse mortgage been asked for all of these papers? Are you telling me that if someone worked for a large corporation like Microsoft and went in to apply that AAG would go to that person's company and ask for corporate tax documents? Don't think so. The federal government has accept the paperwork submitted, both private and corporate, as correct. But AAG doesn't appear to trust it. I was told that AAG cannot use data like FICO scores because it's based on the past. They cannot use the data from the future, as we are retired and on social security in ten months; so that all of our present financial income will change. Yet they want you to supply the past 2 years of tax returns (the past) -- that AAG doesn't seem to trust the information anyway?
No matter how you look at it; we self employed people who have survived through the years of good and bad. Have contributed to the growth of jobs. And have used the legal methods; outside CPA, of accounting. Have been discriminated against. Ask any immigrant that has come to America why - and a universal answer is - the land of opportunity. That is what small business is... Now I'm/we are in a position to finally reap some of the rewards from many years of hard work and retire comfortable and on the closing steps out the door = I have to promise my next of kin as collateral -- even when after years in business and we/all have reputable reputations both morally and financially. Slap in the face - once again. Thank You AAG.
Oh Yes - still trying to get the deal done -- about 5 months later -- on a no brainer -- Lower my monthly outlay by 2/3 with reasonable reimbursement from social security (both) and any retirement accounts. HMMM paying less and making more when we retire than when we were working... House paying mortgage from equity, which we presently pay for from directly from earnings. Borrowing less than 50% of the equity of the house - no brainer. Thanks AAG.

Our experience with AAG and securing a reverse mortgage was a long and drawn out procedure, mostly due to our needing to upgrade and/or repair various things around the home. I have to commend Vincent for his total support in helping us to achieve this. He never quit on us and believed that we could get it all completed. He treated us with respect and we totally appreciated that. The processing people at times left a little to be desired. It wasn't until the loan was assigned to the last processor (and I apologize that I do not remember her name) that things finally came together. She took the bull by the horns (so to speak) and went above and beyond to get this wrapped up and done. Because of Vincent's help and attitude I would recommend AAG to anybody interested in getting a reverse mortgage.

I have had numerous problems along the way getting AAG to resolve this claim including receiving checks that had to go back to AAG because the payee would not accept the check. Primarily I receive different instructions with each conversation I have with them. We are at the final 25% of funding for the repairs. Prior to todays conversation, I was told that once 75% of the work is completed, call in to arrange for an inspection and once verified, the remaining funds would be released to finish the repairs.
In today's conversation I was told that that is not correct. They want me to pay for the remaining repairs & will reimburse me after I pay thousands of dollars out of pocket, including a contractor waiting to get paid. I asked to speak to a supervisor and was told that yes I would need to pay first. Instead of working together to make the repairs a smooth process, everything has been made more difficult. I am very dissatisfied with the service provided and I would not recommend AAG.

Very helpful over a long time period! My only concern was just before closing I found out that the taxes, which were included in the loan for life, was way too much, about 2,200 per year to much times 13yrs. That delays us getting this money which is a very big concern to us!!!

I emailed them requesting information on a reverse mortgage and must have given them my cell number. Shortly after I start getting like 15 calls a minute from them, even after calling them and asking to be removed. They just laugh and hang up! Their number call from is: 949-751-4598. They will robocall you to death! Lucky I have AT&T and they have "Call Protect" to stop these robocalls.

Good experience. Nice follow up from Sean and Nora. The reverse mortgage accomplished what we wanted to do. William the notary gentleman was great... he took his time with us and explained what the pages meant as we went along. The only recommendation to you is that you make sure we are contacted in plenty of time for the closing. For whatever reason we only knew about the closing on the same day, and we had already scheduled our day. We ended up closing from 9 p.m. to midnight because the dated closing papers had to be signed that same day or we would be penalized. Overall, it was a good experience and we thank you.

Thought long and hard about doing this but in the near future it will need extra cash. Whole process was fairly easy, I just collected documents needed and the rest was like a regular mortgage, lots of paperwork to sign. The only hard pill to swallow were the closing costs, $10000 for HUD Mortgage Insurance and about $11000 for closing costs. So for $21000.00 I have peace of mind til the end of my days, Hard to put a price on that! My Agent was Evelyn **, a very nice and knowledgeable Lady. My advice - Go for it!

I’m not writing this to scare you away from a reverse mortgage but to share our experience using AAG. We hope other families can get something positive out of the Hell we endured from AAG. We started the loan process with another company but I became a little nervous when they wouldn’t disclose their investors or where the funding was from. I went with AAG because they were supposedly the #1 company (so they say) and offered a better deal but we ended up with one that was way worse. It was supposed to be a quick and easy 15 day turnaround loan process since we already put together all the loan docs needed with the previous company which met the FHA guidelines for approval. The appraisal and terms of the loan needed to be completed to fund the loan. I was told by my advisor (who I had to train how to do his job and that’s no lie) that it would be painless so don’t worry they would take good care of us.
We started to work with AAG in July 2017 and it was finally funded in March of 2018! YES MARCH OF 2018! We were lied to and went through a endless series of problems that were created by all their mistakes, unprofessionalism, carelessness, lack of experience and knowledge, poor management and complete chaos in their organization. The appraisal wasn’t completed until Nov. 22nd and had to be done by their appraiser only. We were given every excuse possible for the delays until I blew up on the advisor to learn. He dropped the ball and no one ever ordered it.
I had no other options of going elsewhere because the laws changed on Oct 1st and we would had to start from scratch and not be able to get the same loan The rules had changed and the allowed % of cash that can be disbursement decreased dramatically and would have be useless for us. I learned all of this when I escalated my problems to a supervisor who said she would do anything to speed up the process that we had to wait our turn in line. There was double the volume of loans since Oct 1st and They were short people. I said our loan has started months before those and we should be ahead of them but she said no and said I could take my business elsewhere if I didn’t like it. They knew our hands were tied so what could you say and she took great joy in shoving her power back in my face. So I was sent back to my advisor who told me every two weeks the loan would be done for next 3 months until I finally lost my lid.
So I called the receptionist and told her I had a special delivery for the CEO and could I speak to his secretary. When I finally reached I told her what we were going through to that point and calling my lawyer to file elderly abuse charges. That changed their tune and it still took another month of their stupid mistakes but the loan was funded the first week of March. I told them to stop calling me over that time and I didn’t want to hear one more fake apology. When the loan was funded they could email me. The morning it was the finder the advisor called me to tell me but I hung up the minute I heard his voice and have spoken to them since.
You can’t even imagine how those 7 months of Hell affected my 84 yr old disabled mother. I was week after week of promises that it would be done and we needed to stay at home to sign the final loan docs with their Notary who had to come to the house. We couldn’t leave our home because the loan could be approved for funding at any time and docs needed to be signed within a day so they said. You have no idea the toll it took in her spirit and how she felt about her losses.
When you apply for the loan you have explain why you want the reverse mortgage and certain reasons wouldn’t be approved. Our plan was buy an RV to take a 6 month vacation across the USA/Mexico/Canada that we had planned our whole lives. It was our final item on my mother’s bucket list. I write this with tears because it never happened and now she’s too ill to do it. What can I say or how could I ever apologize enough to her for what has happened. She missed her first Great Grandchild’s birth, all the holidays which might be her last and so many other important final events for her. I’m not asking for anyone's pity but I wanted you to know what they’ve done to my family and those ** haven’t called, sent a card or apologized for the HELL they put her through! HOW MUCH ** RUDER CAN YOU GET!!!
OH but wait because they found a way! Three days ago when I was looking at our first statement We’re paying interest on a line of credit we don’t have access to for a year which goes into their pocket!!! You would think that interest would start when you are able to have the money and not be forced to pay for it prior a year prior to the access. Our agent Manuel ** was very good, he kept us informed either by phone, e-mail or mail. I would rather have been able to go into an office to do paperwork and have things explained to us. When we had the Notary lady come one night, it was a bit overwhelming. I couldn't believe how many papers there were to sign. It was virtually impossible to be able to read all of the papers thoroughly.

AAG reverse mortgage - not in your best interest - they foreclose when (in their opinion) you're not able to keep your property maintained - and as you get older, maintaining your property becomes harder (and more expensive). AAG foreclosed on my dad when they declared the property was not properly maintained. Dad covered the taxes, covered the insurance, did what he needed to do like he was supposed to do. But AAG declared the property (their property, by the way) not kept up. They foreclosed. The house went to auction at the county courthouse. A house flipper bought it with cash.
The house flipper got the sheriff to evict my dad from his own home. We sought legal help, but it was too late. In disbelief, we had to quickly scramble and dispose of all his property and move dad into an expensive apartment with stairs and a whole new set of challenges. Don't get into this arrangement. Sell your house on your own terms. Don't believe the Tom Selleck commercials - which is what prompted me to write this review. This is a (slimy) big business for them. Our entire family has been impacted. Please seek some other avenue, on your own terms.

For the most part, the experience with completing my reverse mortgage was great. The only recommendation I'd make is to improve communication. In the beginning the communication was great. Greg let me know what was happening and what was about to happen. Further down the line, though, it wasn't clear to me what was happening. After the appraisal, for example, I wasn't sure how the estimates were affected since the appraisal was somewhat lower than the original estimate. I asked for an updated Good Faith Estimate but didn't receive one until the day we were to sign the closing papers.

The process took longer than my original Reverse. Paperwork was requested and supplied but repeat requests for additional info was frustrating but had already been supplied. Some of the hold up could have been avoided if the person handling the paperwork could have told me unless water heater got the second strap the loan would not close. Good Reviews and Bad Reviews however, Honesty and Integrity are vital especially when you are required to provide extremely sensitive financial information. AAG fails miserably, misinforming and deceiving the Applicant, Real Estate Companies, Escrow Officer, and FHA Appraiser throughout the loan process, which did not successfully conclude in spite of written and oral communications to the contrary. The following will provide details and specifics associated with my personal experience:
On October 26, 2017, an AAG Vice President, JM personally assigned me to his loan officer NM. In my conversation with NM, specific requirements pertinent to obtaining a reverse mortgage loan were disclosed. They included purchase agreement, counseling, FHA appraisal, and financial disclosure, all of which were provided. Nothing more was requested or deemed required. I explained my current and past residency and lack of credit history. NM clearly indicated this was not a problem since I was "the perfect candidate for a reverse mortgage considering my age, marital status, and substantial net worth". Since that time, endless amounts of data have been requested and furnished whether the data was relevant or not. In early October the account was reassigned to JM immediately after NM had called to advise the loan had been rejected due to a conflict between the Sun City HOA Nora Fee, and FHA requirements.
A Realtor's interpretation of the facts along with my email to Mr. R. Jahangiri, AAG CEO resolved the issue overnight. The loan was then reinstated. JM has repeatedly lied, misled, misrepresented and failed to disclose requirements initially, and throughout the loan process. JM's standard answer is "I don't make the rules", but he certainly knows how to break them. This has placed all parties at financial risk, and in my case, resulted in health issues. The UNITED STATES OF AMERICA CONSUMER FINANCIAL PROTECTION BUREAU ADMINISTRATIVE PROCEEDING File No. 2016-CFPB-0026 of December 07, 2016 levied a $400,000 fine against AAG, its Officers and Directors for fraudulent actions comparable to that of what has occurred here. Once again AAG has violated Federal Law, and should be held accountable.
I would strongly advise that anyone considering a Reverse Mortgage require written specifics of exactly what is required of the applicant prior to initiating a relationship. Knowing if you will initially qualify is essential prior to releasing sensitive data and incurring significant expenses which will not be voluntarily refunded should the loan nor be approved for valid or invalid reasons. AAG refused to provide me with these specifics.

The last advisor was great. The previous one not so much. My experience was long 10+ months from the time I started and had check in hand. My experience was terrible in the fact that sending an email or making a call was grueling because it would take days or week for an answer. A lot of the time you had to do it twice. For a large company with their reputation is the reason I chose them but was very very disappointed.

My mother has been dealing with AAG for over 10 months trying to secure a reverse mortgage. Every time she gets everything they need to process...something else comes up and then they need more and more information! She is now wondering if this is all a scam of some sort! If anyone is trying to secure something like this...beware...it could take forever. If you ever do get approved no one seems to know how to really do this.

This was quite a learning process. My counselor was extremely informative and called every week for a progress update. He was always available to take my calls or returned them in a timely manner. The first part of the application was smooth. It wasn't until the last month that issues occurred which pushed back my closing. The issues were eventually corrected.

Had a bad start with agent named Sean. He had a very condescending attitude. However after Tanner ** took over the ball got rolling. There have been a few glitches along the way such as my phone number was incorrectly entered in profile which caused major delay in the appraisal process. I have never experienced a mortgage loan that has taken this long. It has been very stressful. In fact I am still waiting for the final payoffs at this time a week after final closing date.

My finances took a drastic turn for the worse and I came to realize my best asset (100% equity on my home) was my way out. I researched home equity lines of credit, credit reconciliation companies, bankruptcy options and reverse mortgages. When it became obvious that the reverse was best suited for me to honor my financial obligations and still enter my senior years with some security, I set about researching several reverse mortgage companies. I chose AAG and soon learned I could not have made a better choice.
My loan officer, Lindsay, treated me with respect, maintaining a professional yet friendly attitude during the entire process. She answered all my questions (I had many: I am a paralegal and read EVERYTHING) accurately and with aplomb. Though there were a few hiccups during the process, she and her associates expedited the paperwork to the extent that resulted in my getting everything I expected and needed well within the time frame advised. I highly recommend this company and especially loan officer Lindsay. Ask for her.

My husband and I live in a very nice manufactured home on a little over an acre. Because of my anticipated medical expenses, we felt very pressured to find a way to pay the bills. We were helped immensely by Robert at AAG. He patiently explained the process of getting a reverse mortgage loan and we decided that would benefit us. It took four months to complete. This was very stressful for us, sometimes we felt that the loan wasn't going to go through. The appraisal was a bit of a nightmare, and the underwriting didn't send the necessary paperwork for the foundation inspection. Finally it all came together, and we thankfully have our bills paid and are in the process of repairing a few things (like tires on vehicles). The idea of the reverse mortgage is an excellent one for seniors. I am thankful it finally happened for us.

The response on their end was very slow process, three months! I expected more from appraisal but, was a low ball amount but, I qualified. The only Rush was when Notary arrived with paperwork to be signed! I reviewed closing cost's, seemed high at $9k, I discussed with AAG contact, it was explained at that time. This was how it was to go through too final signage per my contact! After all was complete on their end, I was approved! I expected notary within days. When She arrived was in hurry, she sorted papers to be signed and notarized. I asked if there were any additions to discuss, Her reply was, No!
Two days later I compared first set of papers with final paperwork and found discrepancies in closing costs! The final paperwork showed an increase of $4.3k, now closing costs were $12,760.00! This was a horrible mistake. Could not be, correct! Wrong. AAG refused to correct this error and gave some very lame excuses for it! So, I was cheated it if $4000.00 by them!!! I would never trust them and if you use AAG, be sure to have the person, AAG Rep or Notary explain every detail before signing anything, period! Thanks.

Then they come back with that FHA does not allow Condos for reverse mortgage. It's really not fair that only townhomes and houses qualify for reverse mortgage, and not condos. I say this because when you first speak to AAG it all sounds good. They neglected to tell me that I would have to pay $150.00 for a counseling fee (required) and $400.00 (required) for an appraisal of my property. They said that would be my only out of pocket expenses. Wrong. I did not have straps on my water heater and had to buy them and have them installed and the appraiser had to come back out and take a picture in order to proceed. Nobody told me that this charge of $175.00 would be tacked onto my reverse mortgage loan. Communication is poor. As you progress through the process. The latest is I was supposed to have money from my line of credit, I recommend this to all, it earns 5%, on 10/23. Never got it. Took 3 days for AAG to respond to my phone calls and emails.
Supposedly the money was put on hold due to The California wildfires and the president declared a state of emergency or disaster area. Even though my home isn't near the fire area I have to have it inspected again to make sure there is no fire damage, a HECM requirement. OK but in the meantime, AAG has a lien on my home and I don't have the money I was supposed to get. Am I concerned? VERY! I grew up in this house and don't want to lose it due to a government issue I have no control over while AAG has control over my house. Be prepared to sign your life away more than once, be prepared to give them information that you have never had to give to anyone before because if you don't they won't process your request.
Updated on 11/22/2017: I went through a lot to get this reverse mortgage. Communication was poor. Lots of things left unsaid and tacked onto my reverse mortgage loan. Had a problem due to President Trump declaring California a fire disaster area. Stopped my loan. Nobody contacted me regarding this for three days even after repeated phone calls and emails. Got the money eventually a month later and then I found out they tacked on property tax to my loan after I had already paid the County in full. They are supposed to send me a refund. Don't know when that will be. If I didn't need the monies to do repairs I never would have started this in the first place. Changed Loan officers on me at the start after he had gotten all of my personal information. He was fired. He had cancer. Or so he said... Signed my life away and my house. Be careful folks before you do this with AAG.

We initially were very pleased with Adam **'s sales process. He explained everything in detail and we had all of the documentation required (so we thought). Adam ** is a liar. Flat out. He should he stricken off of President's Club. Our home is paid off and we have had to use our credit cards and cash/investments to pay for cancer treatment. When we started this process, we still had cash reserves plus monthly royalty payments from gas income, Social Security and my husband's income. We were told that all of this would be 'A-OK and Fine!'. Lie. After 4 months of the 'back and forth game' about gas royalty payments, the appraisal expired and they stopped returning telephone calls and emails. We were 'conditionally approved' 2 months ago and fulfilled the document requests for this condition.
My husband drove to their offices in Orange, California to speak with Mr. Harold ** (the customer service 'manager'). No one was available...in THEIR office?! ** then stopped returning telephone calls and emails. When he did finally reach out, our financial affairs had imploded due to cancer bills and we were waiting like welfare recipients to hear back from this company. They would not accept my husband's income as it was 'not in English' (all documents are from the UK... not in English lol). All tax records provided, all bank statements etc. We were told we would have to pay to have these 'translated into English??!' and then reapply as everything had expired on our initial application.
After all of these months, my husband has been thrown out of his care facility as we cannot afford to pay. I explained to ** that if Adam ** had simply said 'NO, we can't help you', we would have listed our home for sale and sold it months ago, avoid all of this. Instead, these people are LIARS, DECEPTIVE and most of all they discriminate against people due to age. My husband is 42 whereas I am 64. I have been told that it is not in their interest to fund a reverse when there is a living spouse with 'so many years left to live'. I am definitely heading to the Better Business Bureau and also taking a law suit out on these people for discrimination and horrendous business practices.
I am a patient man who prides himself on tolerance and undemanding. I also realize these matters take time; 7 MONTHS is not reasonable when I can clear and transparent from the VERY BEGINNING about everything. Mr. ** and his team are LIARS and UNETHICAL beyond comprehension. I do not know how they sleep at night, screwing and setting people up in such a way for failure. Please do yourself or anyone who is considering using these people: Just sell the house and move in a different direction; it is less headache and heartache than watching your life wither away waiting for another set of lies.

Only problem was not getting a list of needed documents so had to do that part piecemeal which took longer than normal. Still, worked out well and received funds. My primary problem was lack of communication with the person named Michelle who was in charge of processing the loan. She gave me a phone number which she insisted would reach her directly but which was always attached directly either to a fax machine or computer not to a person. Additionally, I was asked repeatedly for duplicate copies of information such as income proof, SSA information, bank records which always seemed to get 'lost". Had it not been for the work of Ms. ** and her boss this loan would still be lost in processing. Lastly, there was a serious difference in the initial sum of money suggested I would receive the first yr and what I received even though the appraisal was higher than first estimated.

I got what I wanted - no more mortgage payments, but the process was daunting. I started out the first week of June and just finished up the first week of October. There was a definite breakdown in communication several times. I was told no more mortgage payments in August, but when I kept checking my mortgage acct, it wasn't changing to 0. My payment for Sept. was due. When I called my loan officer, he said the underwriters had pulled the loan, but he did not inform me. The signing had to be done over & he told me that I would not be charged for a resign since what happened wasn't my fault.
I was charged for it even though I brought it up to him again and he reassured me that it would be gone on the third signing. The second signing was voided because AAG rolled my property taxes in & I had already paid them. Why didn't the loan officer tell me that was going to happen? I would have told him that I'd paid them. It took so long that "things" expired & I was recharged for them - credit reports - payoff amounts - etc. Like I said. I'm mostly satisfied with the result even though I gave up fighting some of the charges even though I was told they would be taken off.

There are a lot of reviews about how great and easy it was to get into a reverse mortgage but not about those who are trying to get out. My parents were talked into a reverse mortgage thinking it would help them save on their retirement income. They had plans to move from their house in a few years and told this to their representative. They were given false information about how the interest would work and soon found they were losing $1000 a month just in interest.
They decided to sell their house to get out of the mortgage. The day of the closing AAG changed the amount owed to cover the whole month instead of the prorated amount, and overcharged them. Now they are waiting on a refund check for an overage that should have never been charged. I hate to think what might have happened had they not noticed the overcharge. Buyer beware, make sure you know what you are getting into and for those getting out make sure that AAG does not overcharge you.

Other than the failure to fully inform me as to how long it would take to fund my loan once it had been "approved," I have no complaints. That, of course, assumes that the info I was given on my ability to repay the loan which was required to be funded at the closing and the % "increase" on the amounts which I don't borrow is true.

The overall process of completing the reverse mortgage loan was complicated by the constant lack of information provided about FHA requirements. If one assumes that the applicant has been in their home for several years and that FHA requirements have changed over the years it is likely that there will be compliance problems in the home. If a simple overview of the current requirements was provided to the applicant as part of the pre-application packet then it would be possible to avoid compliance problems that would be found during the appraisal process.
Also, the types of certifications needed from contractors concerning repairs or maintenance programs could be obtained prior to the inspections. This information would have saved much lost time and frustration in the ready to "show" your home in the ready stage. I felt the AAG staff was likewise less effective in bring about a smooth application process because of the repeated lack of readiness from the consumers. This circumstance must be common as they were very understanding and kind in helping me through the entire loan process.

I've been reading all the glowing reviews for AAG about the mortgage BUYING experience. Well, here's a review concerning what happens AFTER. My mother took out a reverse mortgage after my father died. She was buried in medical bills and was trying to pay them off, so she took out a mortgage on their home from a local bank. She got behind on that so took out a reverse mortgage to pay off that second mortgage. (All of this without my knowledge.) She passed away and as her personal representative I am left with this mess. I told AAG to take the house on the Deed in Lieu option and turned the keys over to them.
A few months later I am SERVED with legal papers saying they are Foreclosing because the house was not totally empty. I have no way to empty the house, and I doubt very seriously that AAG has never had to clean out a house. I am fine with them foreclosing; that is part of the terms. What I think is stupid is having to go through all this legal run-around just because there is a little trash in a house. What a waste of lawyer and court costs! They could have had that house sold by now. BUYER BEWARE.

Overall the loan process was very good with a couple of minor exceptions. The number of trees lost in the processing of this loan. The document submission process needs to be better controlled and centrally located so the team does not end up misplacing some of the documents. Update the document list so all aspects of modern improvements are part of the list, ie Solar or other alternate energy.

All my bills are paid off, I have a newer car, and I can finally afford to get the hearing aids I have wanted for years. The process was relatively smooth with just a couple of hiccups along the way but my mortgage consultant Alex was always there with the solution to make things work. This is definitely something senior homeowners should look into for the future. AAG is a great company to deal with on this type matter.

I was very pleased with the service I received from Susan and Tamara. Susan our first agent was very kind and understanding as was Tamara. The only problem is that there was a lot of duplicate forms for my 91 year old mother to signed which to me was a little extreme. Also there seems to be a miscommunication with areas of your company. For example we are still getting papers on insurance for the reverse mortgage which I was told does not pertain to our type of mortgage. I just think for the older customers you could make it a little easier on them understanding all these forms.

My experience was very positive except for the availability of a notary in my area. I found a notary myself because the notary that AAG contacted was 100 miles away and responded after we had already completed our transactions. Ms. ** answered all my concerns promptly. She was wonderful to deal with.

Kevin **, our mortgage loan originator, was wonderful. He was always there to answer our questions and, if necessary, to walk us through something we didn't understand. And even though we have our first loan installment, Kevin is still there if we need him. Btw, we love Tom Selleck. He's the reason my husband made that first phone call to AAG.

I acquired a Home Equity Conversion Mortgage Line of Credit from AAG. I would never have known this was available so I could access my equity to have a new roof put on and pay off some credit cards. It is so much better than having that equity money just lie dormant.

Process started off fairly well, Candace ** handled things extremely well, all things in which she was involved went very smooth, it was once other people got involved that things got frustrating. The counseling session was a joke, total waste of $150, that they tried to get us to pay twice. As I said Candace was great and really knew her job, but others there seemed to be really confused. After our appraisal we were told to expect a UPS package which never came. We waited a Week, called Candace, she had to find out what happened and a few days later it arrived. A few days went by and I received a call wanting to know if we had filled out the papers in the package and returned them, again there were no papers just the appraisal. After this was taken care of we heard nothing for a while.
We had a vacation planned and were on our way when we received call from Candace informing us we were scheduled to close the in a couple of days. I called Her and said this would not work as we were 800 miles from home. She arranged for the closing to take place at our hotel, which altered our plans for that day. Next we heard from another person at AAG stating that since we found an over charge in our final papers, we would have to resubmit 20 pages of our agreement, and fax them back and since we had no fax machine, this cost us an additional $20, and we had to cut our vacation short and return home. Then we were notified that we would be getting another UPS package that had information that needed to be signed, this too, never arrived. We called as I was really concerned and the person told us the package had shown as Delivered. We searched everywhere around our house and no package.
At this point I was frantic thinking that someone had almost every piece of information on me and they could take everything I owned. Finally we called to get a tracking number for the delivery and the person my wife talked to, said that it was not a package but a shipping label for information that we had faxed a few days earlier. My wife was quite upset with this comedy of errors and told the person that it seemed that the right hand didn't know what the left was doing and that we came home early from our trip, and the response was, sorry. This makes it all better.
Well, SORRY I can't give you a good review. Finally the whole thing ended, thankfully. Would I do this again, NO, would I recommend it to a friend, probably not. If it were not for Candace, this would have been a total fiasco, she was the only person that really had a handle on what was happening, and if it were not for her I would have stopped the whole process, but she could not do it alone, too bad she did not have a better support staff.

Loretta ** always helpful and responsive. Amount of paper excessive and unreal! Months required for completion, and now, weeks after closing, still do not have a final report of cash available... Although I have received last week information from your Service Department in Lansing Michigan. Withdrawal from line-of-credit requires a paper form; disappointed that it can not be done by telephone with direct deposit... Although there was something about a letter from my bank that would allow this. Too encumbering!

I had a great experience with AAG except when it came time for the check to be deposited. First, they put the wrong name on the deposit, and then the wrong bank, then finally after numerous telephone calls the same day, whoever was responsible finally got it right. Whoever is in charge of doing paperwork on making out the deposits and sending the information to the correct bank with the correct name should be retrained. She was also quite rude and talked to me as I was someone she wished had not called. Were I in charge she would be replaced with someone who enjoyed doing the right thing and making corrections that need to be made without a fuss.

The concept of a reverse mortgage was completely foreign to us until a few months ago when we decided to learn more, and ultimately chose AAG for this learning curve process. Fortunately, we were linked to Mr. George ** who in a very professional, yet patient and caring manner, educated us first answering any and all questions at any time, and then leading us through the maze of credit reports, documents, etc., etc... This was no small task given our original inherent hesitancy. We appreciated his obvious understanding, his attention to detail and due diligence, and clearly his attitude in general as he assisted us in making decisions necessary to the process. My wife and I were, at first, very skeptical of the expense of obtaining a reverse mortgage. My Reverse Mortgage Professional was with me every step of the way explaining the answers to all my questions, of which I had many. The final results were a perfect fit for my situation. We received a lump sum which I used to pay off all my debt and at the same time have enough to put into savings for emergencies. We also receive a monthly payment that helps to improve our quality of life. I cannot thank my agent, Lynn **, enough for the personalized service that she gave me during the entire process.

AAG has been very helpful to us. We are both over 64 and raising a new family. We also have medical expenses and a mortgage on the house. Not what we expected. Fixed income, debt and child raising expenses (9 & 11). This will give us some breathing room until we can pay down the debts. Then we can concentrate on the mortgage, without fear of losing our home.

Interest has already been charged to the mortgage and cannot contact those with AAG that worked on the loan as they do not answer any email nor return any telephone call as to when this equity money will be sent electronically to our checking account. This question of when should not be that difficult to answer.

I would recommend AAG to anyone looking to do a Reverse Mortgage. Everyone at AAG was professional and informed. The entire experience was pretty much painless. The entire process, from first contact through loan closing, took about six weeks. This included application, property inspection and closing.

This service would be great for a person or family who does not have available funds to fix sudden problems or just relax for a while. Things can be thought over as to how to fix up or modernize your property without having to worry about another bill added to the ones you have already trying to pay back a bank loan. In my experience from the beginning AAG started off helping me understand the program. Every stage of the process I was introduced to very helpful and professional people who were very friendly from the gentleman who introduced himself and got me started, the Appraisers all the way down to the Line of Credit Department.
