    I was late on my payments (2) and told them when we could make them and they refused to extend a payment or accept a half and then they came from Tennessee. They said and told me we was 4 due and the guy said I was lying about how we'd gotten behind and claimed it had been behind for a year. But I have all receipts they mailed to me when I done checks by phone. My last payment was made Sept 3, 2014, this is October 10, 2014. How do you deal with such people who are so rude and horrible talking to their clients. I'll never recommend them to no one for no reason. They are very nasty to people living on set incomes to begin with.

    21st we set up to draft out of our bank account. They were suppose to come out on the first of each month. They were taking payments out before the first or after the first. Which before the first was over drafting our account and was taking away getting food on the table and paying bills. So we had to overdraft our account more to get food, the necessities. It comes down to our bank, will not let our account be over drafted anymore for a highly good reason. This month we mailed them their payment along with the stub from the payment book they sent us. Well today they called already with a pissed off tone because our bank declined their draft. They proceed to try and pry into my life and insist that their payment be made by draft because it was in a paper we signed. We read through the whole contract and it did not say such a thing.

    I ended hanging up on the man I was trying to talk to. He cut me off, and the way I was treated aka like a 2 year old was unacceptable. I called back and got a lady. They said this is being recorded which I really care less about. All my payments have been on time! No questions asked. Then we she started doing the same thing. I gave her the number of my money order and she is just as rude as the last one. I hung up on her, I can't handle rude people and them expecting me to be able to be okay with it! I went up to our office manager and she was clueless as to why they were harassing me and my husband as he is at work when they always call her when others are actually behind. This made her mad just as much as it did us. The outcome is our site manager is going after them and we are in the process of selling our home here soon.

    I was speaking to someone in collections because my payment was late but no later than 30 days late. I told the representative that I had made the payment electronically but she was absolutely horrible to me. She and her manager basically accused me of having the money to pay earlier. I told her that if I had the money earlier I would have paid earlier and that my bill wasn't even 30 days late. I also told her that her customer service was horrible. She then "reminded" me that she was in collections and not customer service. I asked to speak to her manager but she was just as rude. Just because someone works in collections does not give them the right to treat people like crap or forget about customer service. I have never ever had such a bad experience in ANY business!!

    We are only 29 days late on our pmt and they call us 2 or 3 times a week on our house phone and our cell phones. Even though I've explained why we fell behind......they don't care. Everything they call we get in an upsetting conversation I usually end up crying. We are not deadbeats. We are hard working people who have had more than our share of troubles. I've lost 3 sisters, my mom and my dad the past 10 years and had to help pay for some of those funerals. Our son was in a horrible car wreck 2 years ago which crushed his hip and tore up his sciatic nerves. He is disabled and my husband and I moved him in with us. Our well went dry after 34 years and we had to get on county water which cost us 1800 dollars a few months ago. That's how we fell behind on things.

    All our other creditors including our 1st mortgage have been so understanding and has worked with us but not 21st mortgage. They have no compassion or understanding that people do have problems now and then. I've had their collection department tell me to sell or pawn my things to make a pmt, they won't negotiate. Just today they called and said that again. I told them I'd call in a pmt Friday but no, they want the pmt by tomorrow or else our pmt was due on September 1st. My God they can't wait until October 3rd? We have lived here for 35 hrs and they treat us like deadbeats. We've had many hard times but always managed to get caught up on everything but 21st mortgage don't care. They have no intentions on accepting anything unless it's on their terms. I'm ready to have a breakdown, I'm 64, diabetic and suffer anxiety. I'd tell anyone never deal with them.

    I tried very hard to work out payment arrangements to get my loan back on track. But the people at 21st were rude and treated me horribly. They wouldn't do anything to help. They just kept asking how I spent my money if I didn't make my payments. They want three payments in one month or they will take possession. I have never dealt with any company who was so rude and condescending. And when I explained that I needed to pay my utilities and such and that I have children at home they did not care. They wanted their money now! My loan was sold to this company and I have had problems from the beginning. They call at all hours and I stopped answering so for that I was belittled. But I can't take their sadistic ways anymore. And all this for a 14 year old mobile home that really isn't worth what they would pay out to foreclose on nor is worth much to resell. I am gonna complain to every agency I can. Judging from the complaints here someone needs to do something. They are breaking a lot of laws.

    We got a mortgage back in November 2013 and put a down payment down of $21,000. We have made our payments on time every month until the beginning of Sept 2014. We had to make a decision: buy tires or make the mortgage payment. We chose to purchase tires so we could go to work and make a living. Well Sarah calls the 1st time 9/4/14 and everyday since. It is now 9/10/14. We are not even 10 days late and our book shows a late fee is acquired on 9/17/14 but yet they are already demanding their payment. I told Sarah our circumstances. She gets belligerent and I got Belligerent back. She then demands to know where I work. Really. What the hell? I wish I had read these complaints prior to getting this loan. This company sucks. I told Sarah I used to work for Bank of America and we never harassed people when they were just 10 days late. Mind you my payment isn't considered late until after 9/17/14.

    This is the worst company ever to deal with. I am 30 days behind & they are trying to evict me. I have been late in the past but has always caught up. I have tried speaking with them in the past but they have very nasty attitudes. They speak to you in a way that would make you wanna beat their **. It's no reasoning with these **. I've been living in my home for 16 yrs now, chase had my mortgage, then sold it to these ** about 6 yrs ago. In 13 yrs I've never missed a payment until 3 yrs ago. Me & my husband split up & I depended on him but once he left he didn't try to help with anything even though we got this home together. It gets hard @ times being that I have 3 kids to take care of. I can't go back to school because I have to work. What I make isn't that much but I try to manage. They don't care about **, just want their money on time. They have even told me to let my lights get turned off. Yeah, the hell will I do that. I will have nowhere to go. I'm only struggling to pay this off coz I only have 4 yrs left to pay it out. Please if you're looking for a mortgage comp., do your homework 1st & don't deal with them.

    The problem with 21st is the clients. We just don't make enough income to file the lawsuits they have earned. 21st knows this fact. That is why they treat people badly. Badly is very, very, very generous. They waste a tremendous amount of time harassing their clients. Phone calls, letters, texts and calling people I'm associated with. I'm sure calling my siblings and aged Father is legal. We really need to come together as clients and do a class action lawsuit and put them out of business. That is how this country weeds out bad businesses. Take note 21st. Read Emerson's Law of Compensation. You reap what you sow. It will all come back on you. Bad business is the same as out of business.

    We started out working with a fellow by the name of Scott **! He never spoke with us or never contacted us! He never had time for us, which we WERE his customers! After getting all of our information to him, the deal was ready to go! As soon as we were getting ready to leave town to sign the paperwork, the company we were buying our home through called us to say that this piece of ** Scott ** said he couldn't accept our deal because his unprofessionalized piece of ** couldn't tell us months ago that my work history was unacceptable. Had our hopes up and everything! I will make sure that everyone knows how big of a lying scamming company 21st is as well as their professionalized workers! I will LET everyone know about this occurrence!

    My husband lost his job. He's did bus subbing when school was in and he couldn't find a summer job. 21st would said they couldn't refinance or do a loan modification because it's a double wide. We have poor credit so trying to get a loan is out. They made us feel like we were an inch tall. They don't care that the economy is bad and that you can't find a job and that you can't constantly keep borrowing money from friends and family and churches. They call several times a day to any number they think they can't reach you at, sends texts and emails too. Finally you get to the point you don't want to see the phone or the email. If you call them it's not quick. You have to talk to the person over your account then they pass you onto the supervisor. Good 20 min or so on the phone.

    Hi, I answered my door, there were two "21st Mortgage" employees standing in front of me. Because it was so hot out and I'm so kind, I then invited the two women in because it was extremely hot and humid. They entered and then started to be extremely rude and patronizing. They told me that I couldn't be bothered to call and work with the company (we had been texting them, they sent us the texts and we kept in contact that way) and then went on rudely telling me they were going to kick my family and me out of our home because we were behind ONE MONTH. I said, we just made a payment three weeks ago and explained that I lost my job and its Michigan and its hard to get another. I've applied to many many jobs with no results.

    Cara **..( the rude one who did all the talking) informed me that I should sell my TV and my furniture. She also told me that a sheriff would be out in the next week to evict us and how embarrassing that will be to my children. Hmm, no wonder I text the company instead of calling them? I told her that I don't think what she's saying is legally correct and after 15 minutes of her rudeness (she offered to budget our family money) I nicely escorted her and her cohort out. I'm going to call a lawyer and I'm going to make try to warn others, please don't use 21st Mortgage.

    My note due on 1st every month. I had just had surgery. I gave them a call letting them know that I was on leave w/o pay and if there was anything they could do to help me. I told them it would be before the month was out I would try to get help. 21st continued to call even now. I got a check written to them on that day, they got me so upset she insisted that she know I had enough money to overnight the check to them. I tried to reason with them. I just hung the phone up. And my mortgage was behind until that payment.

    Continuous calls to all numbers. Company changed payment to one price. Now calls to say they need more money or will go to collections. After 16 year no misses payment's worse than any credit card company. Told me to borrow from friends. Very angry and disappointed at service after all the loyal years. Should have refinanced with another company when the market was begging for it.

    Never use this outfit!!! I've never been treated with such utter contempt as these dirtbags. If you are merely using the grace period (not late enough for them to charge a late fee), they have asked if I could borrow from a relative or a church! Also was asked when I get paid. These goons are the most hateful kind and I'm doing what I have ASAP to get refinancing with a different company. I cannot wait to tell them that they are FIRED!!

    I tried to payoff my son's mortgage for him. He called and got the amount from a 21st Mortgage representative. I mail a certified check to an address given on their website. I called to make sure that they would accept a registered letter at that address. I was switched to the legal department and the representative told me the amount was incorrect and my son would have to call them for the correct amount. He called and they said that according to their records no payments had been made on account! He has copies of the money orders he sent to make the payment. They said that they will get back with us because they had to review the account!!! He made at least 7 or 8 payments on the loan!! Where did the money go????

    I called this company this morning because I'm behind 34 days to let them know when I'm going to make my payment. Wow! This is the WORST company I've ever dealt with in 56 years! I explained to them that I was behind because my husband was diagnosed with cancer. I'm already disabled taking chemo monthly. The Supervisor said that he was very SORRY for the illness but if we didn't have 2 payments in by the 22nd of August, they were going to put the house up for short sale or start foreclosure proceedings! They went on tell me to borrow the money. I'm not borrowing any money when I'm trying to tell you when I'm going to pay you. I will be writing to the Attorney General's Office today & HUD to let them know how rude they were. This is ridiculous!

    Well my mistake was ever calling this company. Turns out, they have caller id! So to start with, I was trying to go through the loan assumption department. I filed my app and was quickly approved within 2 days. I was to send in all documents within 60 days as well as the down of 1145 dollars and that included past due and current payments from where the previous title owners had defaulted. So I agreed. The home was only 30 days past due and the previous owner had already promised June payment.

    It was not 6 days later, they called me back wanting a payment of $867 plus the $1145 down THAT AFTERNOON! I asked why they wanted that, I began getting the runaround of various bull crap reasons that made about as much sense as giving an alien a ride to the thrift store! So I tell them I would discuss this with my husband and call them back the next afternoon. Apparently, that was not adequate enough as they then began to call my husband who was not even on the assumption application and was not going to be the title holder.

    They called the lot lady wanting to know if the lot rent had been paid, if the utilities were paid and if she knew what time we would be arriving home. They asked her for an alternative number for myself, my husband, as well as for any family member either of us had. For our work numbers, the name of the companies we worked for, they asked her how much income we had coming in, if we had cable or satellite and through what company. Asked her if she knew of any other bank or credit card numbers. Somehow, these hounds got a hold of my father's work number and harassed him and his name was never on any paperwork!

    They tell you you have 60 days to complete everything, I was given not even 10 days to try to get this mobile home in my name (that's right, it was not even in my name yet, still in the previous owner's name). They broke the agreement between us, I even tried to make a payment a week until it was current, to no avail, I dealt with numerous, too many to count, different people, never could get more than one manager on the line, they were nothing but nasty rude "computers" like they were programmed to act like that. Talking over me, yelling, telling me I had to call everyone I could to beg them for money to pay the previous owners past due account.

    Finally I told them, just come get the home, it was not even in my name but they wouldn't stop harassing my entire family at their homes and work. They told me to have my things out of the home by the 15th, that won't be a problem, I told them I'll be out tomorrow, and if they do not come get the home the following day, the lot owner will then be charging them $30 a day, for having to have a vacant home on a lot that she could be using to rent to someone else.

    This company is full of scumbag people who have no right to degrade any of us. They have no right to harass anyone who does not own the title of the home for any payment. They have no right to place anyone else's financial burdens upon us. For the lady named Cassie in the collections dept, and the woman named Becky, you people are low life scum. No manners, rude, yelling at my small children who answer your calls and you threaten them and tell them they won't have a home to sleep in by next week, how dare you!

    And for the so called managers Caleb and Jessie, well considering I'm from Kentucky, I'll just say what I always say to idiots, God bless your little ignorant hearts. Peace out, please please please come get this trailer! I can't wait for you to realize you will spend more money trying to repo it and resell it, you may think your going to get 15,000$, PFFFFFTTTTT. YOU'RE GOING TO BE SADLY DISGUSTED WHEN YOU LOSE MORE THAN WHAT THE TRAILER WILL BRING AT RESALE! IT AIN'T EVEN WORTH THE MONEY YOU'RE GOING TO BE PUTTING IN GAS TO COME GET IT!! BAHAHAHA GOOD LUCK WITH THAT!!!

    I did not like them talking to my little girl, asking her when is going to left the house. I did not like them yelling at me. My daughter is a minor, was scared after they told her to get out of the house. I was in the restroom. She had the phone to tell them I was sick and would get back to the phone in a minute. I cannot believe the behavior they will go. I am going to pay or not, but to call 10 times a day to ask a minor child countless things after she has told them to call back, we are not home and she needs to get out of the house.

    We were 27 days late on our payment because of a bank issue we had and I tried to make my payment. I was blocked from the online payment method and the over the phone payment. When I finally got to pay my bill a "so called" supervisor got on the phone and strayed saying that I was classy because of my credit score and he can obviously tell by my credit score that I can't pay 147 mortgage. He went on to keep calling me classy over and over again and said that I am classy because I have a prepaid phone. Then my fiance called back to talk to a supervisor who was justifying his actions and then proceeded to hang up on him. We put 3600 down on this place and was late on one payment and they treat customers this way. We have talked to 8 different reps who all act the same way. Bottom line DO NOT BUY ANYTHING FROM THESE PEOPLE!!!!! There is nothing but bad reviews and I should have done my homework better!!

    I Sent 8 Additional Principle Payments to 21st Mortgage In 2013. I requested a statement 5 times before they finally sent me a report. 2 of my additional payments, we actually posted to the principal balance. The others were sent to an account they call "Overage". I worked for several months trying to get them to fix it. They responded with that's how it happened and tough crap. They did not pay my property taxes in 2013, although their statement said they did. I don't know if they paid my insurance or not. I never received an updated insurance certificate for that year. After all this, we have had enough so we started the refinance chore (by the way San Antonio credit union is awesome).

    They drag their feet turning in requests to the new company. After the deal was supposed to be done, they were still trying to take money from our bank account (auto pymts). Can You Believe that the payoff balance increased in another month and they took another month payment. That's obscured, anyone can see that is incorrect. Who can we report this to? Who can make them follow standard accounting procedures? Who can help us get our money back? We have to stop these jerks. How many people never look into them and get ripped off more than they know?

    Every dealing with them is exhausting. They are like a brick, no, an ugly concrete wall we keep banging our heads on! If there are this many of us willing to stand up, imagine how many there are all together. So why then has there been no government action taken? They are extremely rude, and the worst seem to get promoted so there appears to be a constant turnover. They have also stolen my insurance checks saying they have a major investment in MY home. Interesting, because if I hadn't made the claim to make the repairs, THEY would not have known about it. IF indeed they are so concerned, why don't THEY send someone to do the repairs!

    The poor unsuspecting contractor that did my hot water heater was totally out of pocket for the costs. Even after they received photos, his EIN & DL #, it was almost two weeks for the check that arrive. I was told the turn around time was 24 hours. And try finding someone who is willing to give all their info AND wait. Supposedly they need the workmen's DL because of some Tennessee law. My house and the repairs are in Michigan! Unfortunately, they don't have enough competition. You'd think they'd all be so grateful for the job in this economy, and that they would treat other human beings better.

    God forbid their circumstances ever change. I heard karma can be a bit**. | :-)

    21st Mortgage will put you through an experience of lies and fraud unlike anything you could imagine. It was not disclosed in my paperwork that I was not buying real property. Being a single mother on a low income budget I thought I had met my dream. A beautiful home within my price range seemed too good to be true. Well it was. When I signed my mortgage papers, it was pointed out to me in the paperwork that I was buying a home "as is." OK that should mean floors, walls, cabinets structurally "as is". The interest rate was higher on the papers than in my disclosure agreement. It was 8 pm on the last day the paperwork would still be valid and I was homeless. What could I do? They told me to get rid of my old trailer because in 3 weeks my new one was coming. I waited 6 months.

    Long story short, I bought a foreclosed manufactured home. That is trash! You cannot ever refinance a manufactured home that has been moved more than once! It holds zero equity. This has been confirmed by numerous experts who have advised that I bought a **. I was lied to at the time of signing verbally and in writing. Now the home has caught fire. The money from the insurance to rebuild the ** will be used to pay off the mortgage and I will be once again homeless. I will get my land back but this giant, ugly, half burned nuisance will sit there till I can afford its removal.

    Since I bought the home in 2009, this is a list of everything that has gone wrong with the home. Water heater caught fire due to improper installation, electrician stole all of the wiring that existed on property prior to installation, brick layer for foundation over ordered blocks & use them to build his fence at his home. I paid for the blocks. All the propane leaked out inside the house due to a bad connection on the heater, the air conditioner was installed without coolant, home caught fire due to bad wiring. Inspector said bare wires were left in the wall & was professionally done. Now I am homeless and still paying the mortgage.

    I had mailed avoided check stub reflecting my new account. I spoke to three customer service agents. I was told there was a menu option to add new number. I got a rude, bold face liar who told me my account was overdue. She yelled, told me I MUST listen to her speech and then refused to take my account number. Phone number transferred to never answered. Update: No mortgage company has the right to put trw notices until after the 30th day late!

    I'm disabled. I have 6 kids, 2 boys that are in my home! I had fell behind. I got my account current! I've been waiting on my ss to come in! So I missed paying in 5/14. I told them I would have the money on 6/6/14. Well I only had half of it!! THEY were very rude. They told me to take my money and find a new place to live! John told me to be out by this weekend! I started crying and had a panic attack. Gave phone to my daughter. He was very RUDE, not concerned about anything. So I got phone back. On the phone they told me I had 4 hours to come up with Full payment. I told them I could on 6/19/14. He told me to find something to pawn? Well I can't lift anything heavy, but I tried so hard to lift my TV - I hurt myself! Having yard sale to try to come up with money. I'm scared. Where am I going to live? I have no family. We have Nowhere to go? Can you please help me and my kids?

    I have dealt with these fools for nearly 16 yrs. I made the mistake of changing my insurance from a very reputable co. to 21st. The reason was it was a better deal and could be incorporated in with my mortgage. Unfortunately, I filed a claim for a water leak, this past April 2014. I was sent the check, but it was rejected when I tried to deposit it. Apparently, the check was to go to 21st mortgage first. I was blamed for this mistake by them! They then told me there would be a 10 day (business day) hold before I'd be issued another check. When I asked the reason for the hold, the person became angry, and said I was the one who screwed up. I began yelling and said, "You don't want to upset a 100% disabled veteran!" I hung up. I was shaking. I was so upset!

    I called to find out if and when I'd be compensated for the leak a few days ago. I was told by some idiot that before she could talk about the claim, I had to tell her when and how much my mortgage payment would be for the end of June 2014! Are you kidding?? I basically told her where to go, and hung up again! These people are crazy! They have also asked before, how much I make, bills, etc, in the past. I told them, no way would they get that info. I am retired, and bring in a good gov. income. The claims section finally told me when they get the check, they'll just send it to me. I had to get the work done anyway, or my house would have been flooded from the leak. Still waiting for compensation from these useless, clueless fools!

    Fell behind due to job loss and divorce. I asked for a way to reduce interest and thereby the monthly payment. 21st offered to redo loan if we paid $7000 (10% of balance). They would consider 11%. We are losing our property with the double wide. Could not find another co. to refinance a mobile home.

    I have been with 21st Mortgage for 5 years. Did not have trouble with them till now. They raised my payment 20 bucks. When I called them to find out why, they gave me the runaround, passed me off to others. Still can't get answers. Don't understand why. Been reading some of these comments about them from you all. I agree with you. They are bad. When I owned my business, I would never talk to customers that way or I would lose them. I am thinking of going to BBB and complain about them. If no satisfaction, will go to attorney general's office. They can't keep getting away with this. Thank you.

    Why is the Tennessee Attorney General and all State Attorney Generals not investigating this company. Their collectors are nasty and they wake you up at all hours of the day and night. They threaten you. You send them payments and they hold on to them until they say you are late and try and collect late fees. I hired a Lawyer last year because the account rep lied and tried to foreclose on my home. I was actually current in my payments. I then started sending my checks in and they did not cash them and forced my home into foreclosure.

    I gave them my current address and they sent all of the notices to the location of the Manufactured home knowing I was a part time resident there. They never sent any of the notices to the Attorney of record. They also had conversations with CASA HERMOSA Mobile Home park about my rent payments each month and asked questions about who was at my home and when I was at my home. They have sold my home with no notice to me and their Lawyer Alpert ** does not respond to emails or correspondence. This company preys on Senior Citizens.

    As I sit reading how many others have went through the same things I have with this company, I can't help but wonder how they are getting away with it. I have experienced most (if not all) of these horrible experiences with this so-called "Company" and it makes me furious. I know about how they "hold" your payment for days, then post it after it's late. I know about how degrading they are on the phone... They have NO CLUE what customer service is about! I've been paying more into my escrow account for years than what they pay out of it for ins. and taxes, but it never reflects it. I have called and called, trying to get an answer to where the money was. They just transfer me around, then say they will send a payment history. I have 6 of those at the moment, and none of them match (all for the same time period). I've even asked about missing payments from the yearly analysis they send us each year, and they just tell me that I can't go by that because the computer just prints that up and no one checks it. But wait.... that's illegal!

    Our yearly analysis is supposed to be done personally by someone certified to do it.. that's the law. Even my contract is wrong.. has wrong total (more than it should of course) as well as higher interest than what we pay. I have everything documented in a BIG file, as my husband says we are taking a road trip to TN. They can't just talk in circles and leave you on hold when you're standing right in front of them. And yes... if you are considering using this company... DON'T! I could list many more things they have done... illegal things (according to state law and HUB), but you guys already know.

    This company is a joke and they don't care what you are going through. I called 21st Mortgage cause I was late only by 30 days. I wanted to be honest with them so that I could try and get some help so I don't lose my home. I normally don't get behind but when I filed my taxes, I was to use that to pay a few months up but then after 8 weeks, I called the IRS to find out someone stole my SSN which now puts that out 6 months cause I need to prove who I am. Then I'm thinking, "Oh wow now what." So I explained that to the supervisor and asked him if I could get a deferment for 2 months due to my money being messed up with IRS. The supervisor Jason told me that I should not depend on my taxes and need to be more responsible on making sure that my home payment is taken care of first.

    Well when I have gotten a refund every year and have never had a problem with my taxes, I do depend on them. Then the rep also stated that even after I did the budget with them, I still don't get any help. Then why did you do it? Oh yes, so you can make jokes of how I spend my money and tell me to better manage it. What nerve do you have to tell me what to do with my money? I was doing the right thing by telling them what happened and all they do is downgrade you and treat you like dirt and send me letters if I don't pay by the end of this month which will then put me behind 2 months a court order to make me leave? You can't work with this company and that is not right and then they have the nerve to tell me to hold a donation dinner for help to make payments. Anyway that use this bank, you too will soon find out when you are having a hardship and to have a company downgrade you cause of this is not right.

    This is the worst mortgage company I ever dealt with in my life. I ask for a loan modification, no help. They reduce it by $7.00. This was ask before all the problems started with them. They are rude and have bully tactics and ask too many personal questions. I see some of the complaints and experience some of the same stuff. They will call you almost every day. Then telling me how I should pay them and where getting the money to pay them at. Plus they will transfer you to another representative without telling you and the person that come on the line is so rude and demanding. I was sick and just got out the hospital I explain to them that just got out the hospital making a payment on Friday. They call me back like in one hour after telling them not to call me until day discussed.

    Please, I had enough; file a complaint with BBB plus contact government agencies Federal Trade Commission and made a complaint, Ftccomplaintassistant.gov. The result, they can no longer call my home. Please, anyone going through this bully tactic, these are things in Fair Debt Collection Practices Act that they are breaking the rules daily with me. I really hope they will just sell my loan. Please do not accept this and file your complaint now. Thanks.

    My husband's name is the only one on our mortgage. I talk to them. In every phone call they ask me for all my work information & how much I make. Not your business, it's not my mortgage. We had weekly payment arrangements with our old mortgage company and they won't honor them. They also sent us an escrow update. It says that they pay our insurance. They have never payed our insurance. Now I've got to do the leg work to prove that we have our own and it's up to date. Loath talking to that company!

    I've been dealing with 21st Mortgage for 6 years and ever since I've been with them, there been problems. My mortgage payments is due in the middle of each month. Not all the time I was late. I was paying my mortgage on time. Now this time, I am not even a month late yet, they constantly call me. I just let my phone ring cause I know if I would answer it, they would get sassy with me asking me all kinds if questions. So, now since I don't answer they calls, I had received a letter from them stating that if I don't make the full payment by Friday, they will take further action. I am tired of this company doing this to me. I'll tell anybody do not, I mean do not (!!!!!) Use this company. Like I told them before and I'll say it again, if it's the Lord's will for me to keep this trailer, he will make sure I keep it. Cause, I am not catching a heart attack behind their threats.

    My pipes busted in my trailer back in January 2014.So the adjuster came out and gave a bid on it. My insurance company sent me the check about 3 weeks ago and now I can't get 21st to send it to me. They call me every day for payment on the trailer even when it's not due yet. They harass you nonstop. This is the worst company ever.

    We have a loan serviced by 21st Mortgage. We have worked with many different companies and found them to be the most unaccommodating. Personnel are very unkind and not willing to help. We've tried to call twice to get our mortgage interest information from them for tax purposes. Both times we've been on hold for over 20 minutes without a response. A gracious email sent to them requesting help has not been answered yet either. If you happen to be late with a payment, they will call you incessantly and harass you until you've paid. I would rather pay my mortgage to a company that answers when you call and is understanding should a mitigating circumstance arise. You won't find that here.

    I have dealt with this so-called mortgage company for the past 2 years. I have been through 6 so called customer service reps and 7 supervisors, all who have been very nasty to me and never seem to want to work with you. My payment is not due till the middle of the month and I am getting 3 or 4 calls a day to make sure that my payment is going to be on time. I was out of work for 6 months due to a medical issue I had from being in the military. I did fall behind on payments for a week or 2 but never did I fall a month to 3 months behind. 21st Mortgage would call me when I was 2 days behind and treat me like I am a convict, or I should say a prisoner. I had help come from Veterans programs to help me when I was down, but this company would say they would take my house from family and I if the payment was not sent in in the next few days after a call.

    Just today in the past 3 hours, I have gotten 3 phone calls to ask when I will be making my payment, on it is not even due for another 3 days. Not only do I get phone calls but also emails from them and when I reply back to them they say they don't know who this is. How stupid of a company that can't do things in a modern way do they think people are. I would never suggest this mortgage company to anyone and have filed with a legal aid system to look into the way they do business.

    We had our mortgage transfer to 21st, and OH MY GOD!! These people are the worst. 1 hour hold time to talk to the operator, then 2 hours to speak to someone about your account. By Law there were suppose to send us a WELCOME LETTER Informing us about the change and our new account number, it's been 3 weeks and they don't even have us in their SYSTEM!! We don't even know where to to send our Payment, and when we ask they say "call tomorrow we should have you in the computer".... I JUST CAN'T BELIEVE THE FEDERAL GOVERNMENT ALLOWS FOR THIS TO GO ON!!

    My loan was purchased by 21st Mortgage last year, I have never dealt with such a nasty company before. We always had a grace period the beginning of the month to pay our mortgage with the old company. Not with 21 Mortgage, after the first of the month be prepared to be harassed. When I answered they not only wanted to know exactly when I was going to pay them, keep in mind, it was the 5th of the month and they had no disregard that I was at work, but expect these kind of questions: "Why is your payment late? Will this happen next month? Where do you work, how long have you worked there, what's the phone number there? How much do you make, how much does your spouse make and work, do you get paid weekly or bi-weekly, how much are your monthly household bills?"

    I immediately thought a con-artist had called me saying they were with 21 Mortgage so I gave them no info and called the company myself. It was then that I realized that they have a staff of vultures that will start prying info little by little out of you and record everything for future interrogations. I've since asked for my 1098 mortgage interest form that I never received, they said they won't tell me anything until I make a payment so here we go again, "Hold please while I transfer you to someone that will degrade you and reprimand you for half an hour before we take your payment!" In the end I think I will never get my tax info from them or details of my loan. I hope that its the same as my old mortgage holder. So for now I'm suppose to trust this shady company with my personal info and the terms of my loan.

    My existing loan was transferred to this so-called lame company. I have nothing but problems ever since it was transferred. They tell you to call to get information on your loan. When you call, they can only "MAIL" anything to you, not email, not fax, but MAIL. Their website is so 19th century that it does not even provide you with any information. Such a wasted company. I am not in works to move this loan to another reputable company. HEED THIS WARNING, STAY AWAY FROM THIS COMPANY. I've never seen such unorganized crap in all my life.

    Well, we're having the same problem with this so-called mortgage company! And its true they don't tell you a lot of things! We got pre-approved then they kept on asking for more and more personal documents, then we go and sign the contract and a week later they tell us that, "No! You won't be getting your home after all! Because your 60 days are up." We didn't know that we had to have the home delivered within that time, and the salesman never mentioned it either! So we told them fine! If you're not going to deliver the home to us, then we need our down payment back! And all they had to say is that, "No! You're not going to get it back!" What the hell, is that even legal? Well we already have our lawyer working on it, and what everybody is saying about them is true! They're just ripping people off!!

    21st Mortgage is one of the worst companies I have ever dealt with, they are very unethical in the way they handle business. My advice to anyone who is considering using them as a loan company for a mobile home - Please don't, they are slum bags and will harass you forever and also if you authorize them to take money out of your account, they will illegally take more than authorized. This company is in the same category as a low life car dealership, and we all know how they are. They sell and repo homes to make money and will repo your home in the drop of a hat. We all go through hard times and these people are unprofessional in the way they react to their customer needs. Please stay away from these loan sharks.

    We have been dealing with them for about 2 yrs now and we wish we had NEVER bought this place. Over the last few years, we have had some financial problems but the payments have never been more than 30 days late and it's only been a couple of times and they were ALWAYS caught up. This last time they started harassing me when my payment was 4 days late, it's ridiculous. I'm trying to find a way to get another company to refinance but because the house is valued far lower than what it was sold for and what is owed, we are having a hard time doing it. I would urge anyone to avoid this company at all costs. They are vampires disguised as a mortgage company.

    This is the worst company I have ever had to deal with. We bought a mobile home through another company and ended up dealing with these clowns. They harass the hell out of you even when you're not behind in payments. And send you 3 or 4 letters at the same time not to mention being nastily talked to when you have the misfortune of having to do so. If you're late with a payment, they automatically send you foreclosure notices and more phone calls having to be talked to by 2 or 3 people. Our home burned down and we had to purchase a mobile home fast through Palm Harbor homes who have since went bankrupt and were sold a very cheap mobile home. The window blinds were rotten, the windows fall out, there is no insulation in the walls. The floors are falling in and we've had it only 2 or 3 years now. These problems were told to them when we got it and never addressed. I'm sick and tired of these nasty people and I don't believe they should be able to harass people the way that they do. We have been behind a payment due to wife being sick (brain Tumor, Heart attack) and their response was to start foreclose.

    I was just informed that 21st Mortgage called my neighbors looking to get a hold of me. Now I am less than 30 days behind on my mortgage and just made a payment today that was posted and deducted from my bank account. I have requested a printed copy of what is left for pay-off and have not received anything from these clowns. To begin with I never signed my mortgage papers with them for they bought out the mortgage company I signed with and now I'm stuck dealing with these vampires. I work on the road and sometimes I lose track of my bills and what date they're due on but I always get everything paid when I'm home on my days off.

    I've given up talking to 21st because it's just a run-a-round and nothing gets done, so I will not answer their calls and I make my payments so screw 'em. I will be trying to refinance my mortgage with my bank as soon as I get the time to do so. But if anyone is thinking about signing with 21st, I would strongly advise you not to. You would be better off living in a camper or even a tent till you get better options than dealing with this group of predatory loan vampires, and if you're stuck with 21st like me, I wish you the best of luck with your dealings.

    I have never done any type of business with 21st Mortgage. Nevertheless, they are taking me to court in an effort to take some land that I own. 21st loaned a large sum of money to a couple to purchase a Double-wide Mobile Home and some property in 2009. Now, 21st wants to foreclose on the couple. The problem is 21st Mortgage Corporation did not do their homework on the property. The property has been land locked since 2002. I own some of the surrounding property. Now, 21st is suing me not only for an easement. They are also suing me for some of my property because a road easement still will not unlock the couple's mobile home. I do not think that I should pay for 21st Mortgage NEGLIGENCE. I WELCOME ANY ADVICE. I'm going to have to get a lawyer. I am a Wounded Warrior with 26 years in the Army.

    We purchased a home in August of 2012. We signed the papers in October 2012. We were finally able move in to the home two days before Christmas (with an open septic tank). In November, we received a call asking if we wanted to make the payment on 12/1, 12/15, or 1/5/13. Those were our only choices. It was our understanding that we would not be making payments for 45 days after we moved in. *Lies* We chose the 1/5 payment because with expenses of moving in mid-winter over 50 miles away, we didn't have much money left. The land was ours, free and clear and paid for - over 60 acres.

    21st wanted 20 acres which they appraised at a much lower cost than any of our neighbors were asking and selling their land for and our land was the best on the road. But we didn't care. It'll be paid for in a couple of years anyway. We had originally gone with 21st because the dealer we bought the home from used them. Our credit was not the best. After 25 years working for a company, I was downsized and my husband had a heart attack and was forced to quit work but too young to get SSI. We got behind when going from $80k a year to zero. It took me 2 years to find a job. By selling property, surrendering to the bank a rental house they sold for $90,000 which we owed $30,000 on, and moving to another state we made it.

    We were approved by 21st and put up 18 acres of our farm as down payment. The first survey cut the prime road frontage off all across the front of the property. We refused to agree to that, and paid for another survey ourselves which cut 20 acres out of the center. We now have 18 acres on one side, 20 acres on the other and four acres across the back of the 18 acres in the middle. We changed our business bank after we signed the papers in October to another bank closer to home.

    After Christmas, I called and told the bank that we had a new bank. I gave them all the information and faxed the paperwork. They did not send the payment request to the new bank on time and the payment did not get credited by the 5th. After that was rectified (in two days) our payments were always on time up until May. In May we had one auto debit returned because my daughter's family moved in with us when they lost their home in another state when our son-in-law lost his job. After working for $50k, he could only find minimum wage. Counting ourselves and our adult disabled son, we were feeding and housing 8 people in our home. Fortunately we have a farm and a 4-bedroom house.

    We paid the payment (same month just a few days late past the 5th). They said they could no longer debit our payment because we had had two payments rejected (even though the first was not a rejection - they sent it to the wrong bank). So, I said, "Fine, I'll have my bank send the payments." I set up payments to actually be paid weeks early - two of them (dividing the payment in half and paying more than the total payment due).

    Three weeks ago my husband fell carrying some things down the back porch steps. A trip to the doctor resulted in a trip to the hospital for CT scans - and an ambulance trip to the University Hospital Trauma Center where he was placed in ICU in the trauma center for bleeding on the brain. Because of the heart attack before, he must take blood thinner. That had to be stopped to stop the bleeding in the brain. He was in hospital with me sleeping on a chair next to him, working on a laptop, children driving in from other states. Because the hospital is over 80 miles from where we live, I spent an awful lot of gas driving back and forth to feed animals and trying to drive to work for a few hours while the children could sit.

    Naturally, the first payment the bank sent was rejected because it was short when our car insurance was taken out (I forgot it - too much to worry about). The second payment that would be paid 6 days later was sent by the bank. 21st began calling me and harassing me at work, at the hospital, on my email, and Lord only knows who else they called. When I told them the bank had sent the first half and the second half would be sent on the last day of the month (2 business days later), they threatened to foreclose. The "manager" said I'd have to tell the bank to cancel the payment they sent and I'd have to pay $10 to wire them the money for both. I told them that cancelling the payment was not possible; it had already gone.

    The bank, I'm sure would charge me at least $40 to stop payment IF they let me do it. He didn't care, he only said we were in danger of losing our farm and we'd have to wire the total payment by the 30th. I refused to listen to any more and told them that they didn't listen to me very well and I could not wire the money by the 30th. He kept "threatening me" so I hung up. If they won't listen, it's not much point in repeating myself. (I was at work when talking to him. Someone needs to tell them that harassment at work is illegal.)

    My husband and I have been married over 45 years. We have purchased 8 houses in that time - residences as well as property we rented to others. I have dealt with several banks and this is by far the worst bunch of people I've ever dealt with. We aren't even a month past due and he's threatening to foreclose on my property with my husband in ICU. While talking to them, he said from now on I'd have to wire the payment every month because they had 3 payments that were rejected. I reminded him that one of those was their fault, but he couldn't care less.

    I am not spending $10 to wire the money every month. I will send the payment and if they cash it, then so be it. But if they don't, then I'm going to my attorney. My husband and I saved all our lives, sent 4 children to college, and paid $200k cash for our land so they can foreclose on 18 acres of it for one late payment. I don't think so. Stay away from these people. They are due the money they loaned us, but they could be a lot nicer in getting it. I think these people are a special kind of people. They take this job because they enjoy persecuting people and they have no ethics, or they're the type of people who will do any job for money. They could not pay me enough to be that mean to anyone.

    I'm a social worker, not because it pays a lot; it's doesn't. But because I get to help families and children every day. They're not hurting me, only themselves. They and the company that makes them act this way needs to take a real good look at themselves. All the money in the world isn't worth that.

    I was reading some of the posts, and they are so true. They have harassed me. They have been very rude to me. They will make you lose your religion on them. They don't pay the insurance on my home yet and still I had to send them the check for my repairs and they issue portion out to me like I'm a child. I had to spend money out my pocket to get my home fixed, before they would release my insurance money. Before I could finish my repairs, the same repairs had to be done again inside because it rain. They are some rotten people. And they still have insurance money that I can't get from them because 21st wants me to pay for the repairs out my pocket and then they want pictures or send someone out to look at the repairs. And then they will send out another portion like they pay my insurance and they don't pay it. Just one Mad Customer in Alabama.

    My husband and I attempted to purchase 2 repo homes that 21st Mortgage had advertised on their website and both times after we showed interest in them, they raised the price. This is consumer fraud. When I called them out on this, I received a phone call from James, a sales manager with the 21st Mortgage Re-Marketing Department. He was incredibly rude and condescending, and told me that I didn't know what I was talking about. He kept pointing out the disclaimers on the website stating that the price could change and that price did not include delivery and set up. I understand that it does not include delivery and set up to my property, but James stated that I also needed to pay delivery and set up from the original property to the manufactured home sales lot where I viewed this home. I told him that they should have thought about that before they go posting prices on their website. He stated that I could still purchase this home if I would like to. I told him that I would not be purchasing this home or any home with 21st Mortgage.

    I have since found another home to purchase (and someone else to finance it) and am thankful that I will not be giving 21st Mortgage any of my money. I am reporting this consumer fraud to the Attorney General's office not for myself but to help any other consumers that need more evidence of fraud and deceptive practices.

    My husband and I separated in November 2010. I contacted 21st Mortgage as soon as we split up to request a modification on my mortgage. I submitted 50 pages of documents to request the modification. After 3 times of submitting the paperwork, I was told "NO", they could not modify my mortgage. Therefore, I lost my house and property, which the property was paid for free and clear before the home was placed on it. So I lost everything because of this nasty Mortgage company not working with individual who really needed it. They came to the property and demanded me out before the eviction date of Oct 1, 2012 and were very nasty to the point I had to contact the local police department. They were told not to harass me anymore and they were not to come on the property until after Oct 1, 2012 at 10:00 a.m.

    It was so bad the local sheriff department threatened to arrest the lady from the mortgage company if they as much as called me again. I was not aware of this, but when you lose your home due to foreclosure, the mortgage companies are giving homeowners relocation money. They will not tell you if you don't ask!!!!! This is the worst mortgage company I have ever dealt with... I understand they have a job to do, but do they have to be so nasty???

    We have been trying for several months now to help our son with his 21st Mortgage. He is going through hard times... a divorce and broken back. After months of my agonizing negotiations with them, 21st Mortgage finally agreed to reduce his payment while he is trying to sell his home. We were willing to make two payments for him so he could keep his head above water but they refused to accept two payments in advance saying if he could afford two, then he could afford the whole payment. "We" not "He" were willing to make "the" payment. I guess they would rather have nothing and that is what they got.

    I am still scratching my head trying to figure this one out. The worst part is their abusive, caustic don't give a ** attitude on the phone. I have never been so frustrated or angry with anyone in my life and I have been around the block a time or two. The Board of Directors really needs to audit a month's worth of phone calls from their customers. The degrading toxic attitude of these people is beyond belief. My advice is "RUN away from these folks," as you do not want to be involved with them, let alone have such nasty folks hold your mortgage. Their personnel are abusive and will try every trick in the book to degrade you. I cannot believe that Warren Buffet allows this kind of conditions to exist in one of his holdings.

    My husband's job hours changed and we lost a large part of our income. We called to make payment arrangements before it got behind and they refused to work with us and up to that point we were great customers. Eliza got on the phone and gave us 1 week and then 2 weeks and that is all they could do. We have 3 children and I am expecting twins and never dreamed we could lose everything when your husband works hard every day and still cannot make it. They are so nasty at 21st. First, we were not even 5 days late yet when they started calling family about us and we were in constant contact with them trying to get them to help. If you are thinking about 21st as your mortgage company, please think about the impossible happening because if it does, they will not work with you!!!

    I originally bought my home in 2001, financed with Chase. In 2005, the home was transferred to 21st and the nightmares began. First, they took over the payment on the property tax and added that to my payment. Next, they took over the insurance and tacked that onto the payment. I cannot make a payment via their online or phone system; I must speak to Tom ** each month, and I am always asked when my next payment will be made... I make it on time every month for 12 yrs. and still, I am treated like white trash. I chose to live in this type of home for the inexpensive lifestyle... not because I can't afford a stick-built home. If you have any choice, pay cash for your home before you finance w/ these guys. I live in CO, so it doesn't matter. They treat all customers poorly!

    This is the shadiest mortgage company I have ever dealt with - poor customer service and shady mortgage loan and non-transparent practices. You don't know exactly where your money is going. Monthly payments can change and they won't tell you even though it's a fixed rate. Their rates are high. Just financing with them will drop your FICO score because they are considered a consumer finance company, meaning for people who can't afford a mortgage to begin with. I am ordering an audit on my account through an external auditor to see if things are legit or not. I'm unsure why most of my payment is going to interest too.

    I have had my mortgage with 21st for 7 years and have had nothing but problems from them. They are the worst mortgage company I have ever had the displeasure of working with. If they are your only choice, then I strongly recommend that you wait for another option. I moved and have been leasing my home for 2 years and due to my renters being late, I have had to deal with constant harassing phone calls more than 10 a day as well as texts and emails. I have endured being yelled at as well as threatened, verbal abuse and being talked down to. They also contacted my renters, threatened them and told them the amount of my monthly mortgage payment and told them they were going to foreclose on my home if they did not pay the past due amount. 21st Mortgage will resort to whatever means they think are necessary even if it is illegal, which is to discuss my mortgage loan with anyone. Beware! Do not use this company.

    I have bought a home through 21st Mortgage. I have leukemia and sometimes I miss a lot of work because I am sick. I was two payments behind and I was trying to work with them and get my payments caught up. I even tried to move my due date and they refused. They will yell at you on the phone and treat you like you are a child, and they made me make all 3 payments within 14 days, and I had to come up with $2500.00 to save my home because they kept threatening me and to take my home. When I told them they are not very compassionate or helpful, the supervisor responded by saying that they are to people that are really sick. If having leukemia is not being sick, I don't know what is. I have had enough of these people already and now I plan to turn them into the attorney general’s office about how they treat people and how they are conducting business.

    My husband and I bought a home in June of 2012. We didn't get to move in until late August due to the people that were working on seaming it together. But the first payment was due in August nonetheless. Now, we have lived in the house for 8 months and we need to replace the floors in the kitchen, baths, and laundry room. All we hear is, "Your 60-day warranty has expired," and there was nothing they could do. They had no problem calling me when I was one day late with the payment while at the hospital with my stepdad gravely ill. The attitude and rudeness I experienced was unacceptable and horrific. I would never recommend this company to anyone who is looking to buy a mobile home.

    21st Mortgage Corporation does not have any compassion for people who cannot pay mortgage payments on time. I am less than one month behind in my payment and when I speak with them on the phone, they talk to me as if I am an irresponsible child and a piece of trash. They are a terrible mortgage company to deal with and each time I talk to them, they have no regard for my circumstances or illness. And today, I received an "Intent to Foreclose/Repossess" letter demanding I pay an amount of which 1/2 of it has already been paid. The letter stated that they had made several attempts to contact me by phone, letter, and/or mail when in actuality, I spoke to them only a few days ago to let them know that part of the one month payment would be sent a week later.

    Nevertheless, they send me this threatening letter. I know they must try to collect what is owed them, but must they do it in such a mean and evil way? They try to talk to me as if I am dirt, but as soon as they start talking that way, I hang up because I am ill and cannot be overwhelmed in that fashion. It is very demeaning the way they speak to people and when you ask to talk to a manager, the manager isn't any better. I see a lot of the complaints on this site are very similar to what I am going through right now. We can't all be wrong about the customer service we receive at 21st. But who can we turn to for help? If nothing else, we deserve to be spoken to in a more courteous manner.

    In this economy, many people are falling behind in their mortgage payments and need help to resolve the issue instead of being beaten over the head with harsh words. If they would just stop and consider that they could get more with honey than vinegar, the company would not be getting all these complaints! Is there anyone who can actually help us in this regard?

    I had contacted 21st Mortgage about arranging my payment to be later in the month. I have been with 21st for 13 years and was in good standing with the company. I called to let them know that money would be short this month, because of a trip we already paid for early in the year. They transferred me to a manager and she began to question my decision about choosing a vacation over my mortgage payment. I explained to her that I have never been late and am in good standing but she became very aggressive and condescending. She explained that my mortgage would incur daily interest charges and I told her I understood. She then said, "Do you, really? Tell me if you do you understand, explain then to me what that means, Ms. **." I was so shocked. I told her I did understand and again it is my choice. I told her the vacation is already planned and I understand my interest charges will add extra money to the final payment.

    She told me again that it was a bad decision to choose a vacation over my mortgage payment. I ended saying it was my choice. She then hung up on me. I was so outraged that I ended calling back and wanting to talk to someone about how I was treated. Another manager got on the phone and "uh-huh" me while I was explaining the incident. She then told me that the first manager was well within her rights to question my decision. I explained to her that I didn't mind the questions, it was the way they were phrased to me. She then said I should be happy I got my extension and that it wouldn't be happening again. She replied, "Well, what do you want me to do for you? You got your extension."

    She also said that as soon as I paid them at the first of the month, I would never hear from them again. I explained to her I wanted to let her know how I was treated and what poor customer service it reflected. She told me (condescending voice) she would put a note in my record about how unhappy I was with the way I was treated. I told her, "Never mind. Don't worry about it." I have never had any incidents with them in the past but I always paid in the beginning of the month with no problems. I ask them for an extension on my payment and they treat me in a disrespectful manner. I would never choose this company in the future.

    21st has lost or, I believe, held my payments, then called and threatened my credit rating and demanded payments be made over the phone. Funny, this has now happened 4 times in the past 36 months. When I make the payment over the phone, mysteriously they seem to find my lost checks and they get deposited as well within 2 days. I have requested that they notify me when they do receive the so-called late or lost checks, and every time they have failed to do that. I believe that because their loan interest is compounded daily, they hold these checks to gain more interest from you and then when you have paid additional monies and they are ahead, then they deposit your so-called late or lost payments. They are rude and very unprofessional, and I would suggest finding another mortgage company rather than finance with 21st Mortgage, or even pay rent. You will be better off in the end.

    After we decided to choose a repo home, spent time and money to go see it, and we were ready to get the contract signed, mysteriously someone came and wanted to buy the mobile home cash. Kellen ** stated that she did not know someone else was selling the same home. SMH long story short, we chose another repo home only to find out it can't be financed because they would rather fix up the home(s) and sell them at a higher rate rather than wholesale or as is homes. If they plan on fixing them up, why bother putting them up on their website? They are rude, unprofessional, and not a good business to deal with.

    Currently we are waiting to buy a new Palm Harbor, but we specifically stated that we were not interested in running the finance with 21st. They asked why and I said because they may be rated number one as a mobile home lender, but a -0 in customer service and had no business ethics. It started bad from the beginning, and I wondered how it would get at the end of it all. Well, I received my answer yesterday when it took Kellen 5 days to notify me by email no less (no guts to call me) that any mobile home we choose would not only have to be fixed first, but my down payment kept rising by the 2 grand. Screw that! I’d rather pour my concrete and make four walls to build my own home than put up with that sort of scheming thieving company.

    My late husband and I had a mortgage with 21st and it was a huge mistake. Everything was fine until he became ill and we became 2 months late on our payments. We were told we couldn't make one payment. We were told they would do a 10-day foreclosure. We signed the deed in lieu of foreclosure papers. We were never notified of a date to be moved. Everything we owned was gone, everything! I am disabled and my husband was a veteran. There were several things we could have done if we hadn't been lied to and we're heartbroken due to our situation. Now, I am in a horrible financial crisis. I have no home; I'm alone ... Thanks 21st; I don't even have wedding photos.

    First of all, my mortgage payments have been automatically deducted from my account and have never been a problem. It is a relatively new loan, for a small amount. I never received any notification from my bank that my December 15 payment had been sent back for NSF, and I therefore assumed it went through as usual and went about my usual affairs. I receive numerous 800, 865, and other prefix calls per day, as I am looking to go back to school, and have looked into this online. My voice mail is inundated with calls. The first call from the mortgage company was 12/28, but they said it was "Anthony from 21st, return my call..." I'm sorry, but being a relatively new company to me, this was not verifiable as my mortgage company, and I didn't realize what or who it was.

    I then received a couple of other calls like this and a text, which said to return a call to an 800# with an extension of 19! When I did try to contact them on 1/5, 1/6, 1/7, this extension did not exist! And when I reverted to the automated operator to get me to Anthony, it hung up on me! This was ridiculous. And I kept missing further calls! I then got a letter today. When I called the number on the letter, I then went back and listened to one of the voice mails from Anthony, and there was his full extension. Gee! So, I called, and a woman answered! I told her what was going on, and she said that my payment date is the 15th, and this payment had been due December 15, and asked why I fell behind. I told her that I thought it had been paid and I went about all my other things.

    She said this one had to be paid, it had not been done, but now another payment would come out on the fifteenth. I said I didn't get paid until the 18th, and there wouldn't be enough to do that, and if the second payment could be put off for 3 days, it would be back on track. She said she could try to reset my payment schedule to the 20th of each month, and that would have to be every month, and hold on a second. Well, I didn't get her name, and the phone went dead! I called back. A guy answered and said he didn't know whom I was talking to, and he didn't know what I was talking about. He proceeded to ask me what I had been doing with my money! That with the biweekly paychecks I have received since November, I should have more than enough to pay this mortgage on the due date, plus the second payment on the 15th.

    The date would not be moved to the 20th, or even the 18th, when I get paid again. He then got his supervisor on the phone again who reiterated this and told me that it would have to be paid tomorrow, and then the next payment would be taken out on the 15th, and the payment date could not be adjusted. I would have to go pay $8.50 to have this wired to them tomorrow and call with a confirmation number! She, too, was rude, nasty, and unbelievable. I want to know what happened to the lady who said they could move my date to 1/20! The sooner this is paid off, the better. I will.

    Let me make this short. This company is the worst I have ever done business with in my life. They are extremely rude and unprofessional. All I was trying to do is change my payment date to 3 days later on the same month. I was up to date and always on time since I do automatic withdrawal. She was rude and kept wanting to know why I couldn't make it on that day. I asked to speak to a manager and she continued to ask why I couldn't pay. I asked time, over time, over time, over time to speak with a supervisor, no luck. I had to hand up after giving her a few choice words which fit her perfectly. Do not use this company!

    My husband and I bought a mobile home back in 2008, 21st is our lender. In 2010, we had to move the mobile due to unforeseen circumstances. At that time, I was informed that although 21st would not be able to help us with a tag loan, they would most certainly be able to help us with the costs of our electric, water, and sewer hook-ups that we would need to put in, in order to place the home and make it a liveable situation. So, we moved the home, with costs out-of-pocket, and waited for 21st to help with our hook-ups.

    I started to get the runaround about how the whole deal worked. One day they would say, "Yes, you're fully approved! Send us the estimates." So I would, and then wait again. The next thing I know, we are not yet approved and we need to do another budget analysis, and "Could you please send the estimates?" Well, I already sent the estimates and our budget hasn't changed since 2 weeks ago! It was summer time at the time so I was not highly concerned. When winter hit, and we still had not received the help promised us, I was furious. I started calling on a daily basis until I was informed that they had never approved us, and they have no records of any of our conversations.

    Needless to say, we were denied, and without power, water, or sewer to our home. We had an electric furnace, and carried water in from a nearby creek to bath with, and had rented a Porta Potty that was freezing in the cold winter air. My husband, our small children and I lived in this situation for around 8 months, until we had had enough! At the same time, we fell behind in our payments, not just for our home but for everything. Other creditors seemed willing to understand, but 21st Mortgage Corporation was just plain rude, unforgiving, and refused to listen to any kind of rhyme or reason. They would call my cell phone daily, and if that didn't work, they would call my parents home (how did they get that number and why are you harassing my parents? I'm 30 years old, not a child in their home!). They even started calling my brothers and one time they called my husband's employer (who informed them that if they harassed him at work that he would have to be let go, and then they would receive no payments!).

    One day, I visited my mother who was in huge distress because of the recent conversation she had had with a representative at 21st Mortgage who had been very rude and inconsiderate to her and even demanded that she make the payment for us! My husband eventually decided to seek employment 1,000 miles away, where he could hopefully make enough money to get us on our feet again. Our children and I moved in with my parents, and continued to be harassed by 21st Mortgage.

    One time, they called while I was changing a diaper. My mom answered the phone and they asked if I was available. She said no, but she could take a message. They informed her that she was lying and that they know that I was there and to let them speak to me now! She kept calm and again said that I was not available to answer the phone right now. They demanded to know exactly why? So, she told them, I was changing my son's diaper. Guess what they said next? "Well, you need to go and change that diaper for her, and put her on the phone now, because this is more important!" Can you believe these people!

    After 18 months of living apart from my husband, my children's daddy, we have finally been reunited and live in a rental home. The mobile to this day sits empty and without hook-ups, until we can raise the $25,000-$30,000 to pay out of our pockets, without the lending assistance promised to us by 21st Mortgage! Today, I made my home payment to them. They are already harassing me for next month's payment and we aren't even in December yet. They brought up the issue that the home is vacant. I told them that it was their fault, which they argued about. They have no records of anything, and every time I try to bring up this sore topic, I am suddenly switched to a new representative and start all over at first base.

    I decided to inform them that their customers are always right, that is what you learn in business. They said, "No, they aren't," in which I demanded, "Yes, your customers are always right!" By the end of the conversation, I was informed that, and I quote, "The customer is never right!" I cannot believe this company has not had some huge lawsuits against them yet. But of course, after a $5,000 down payment and payments (we are not currently behind) since July 2008, our payoff balance is $3,000 higher than the original price of the home. How does that happen!? I guess that's why nobody has sued, because this business probably can hire the best lawyers possible with all this extra income of their crimes!

    Thanks, 21st Mortgage corporation for destroying the life that my family had and uprooting my belief that there are still decent people in the lending business! Also, for causing my husband to doubt my credibility in the promises your company made to me over the phone and have no records of. Stop threatening my family and harassing us. Follow through with your word for once. Take the damn home and be through with it, for God's sake. Our payments are current!

When I call to ask a question, one person says this and then the next time, another one says something else. I guess I am just old-fashioned, but I like it when I can see a person eye to eye and talk them days might be over with.

    I'm behind one month on my mortgage. I have resumed making payments but am unable to pay the past due payment. Until today, I have had professional dealings with the company, except that they have unfortunately found it necessary to call, email and mail letters to me daily. It's as if they think that will make me produce the money out of thin air. They kept repeating (two names: Tommy and Jaz **) that they might be able to forgive the past due amount. Today, when I made my weekly call, I challenged them to prove they were really willing to do this. After giving them all my budgetary information for a second time, they refused to help me because I can't do the things that were suggested to cut my expenses. The manager, whose name I don't have, then proceeded to yell at me and treat me like a recalcitrant child. So, I sent them an email requesting no more contact and called a lawyer.

    In 2007, I purchased a land/home foreclosure package from 21st Mortgage Corporation. A few years later, I learned that there was an encroachment issue. Our neighbor’s home is five or more feet over our property line and also possess a portion of our land. In September of 2011, I contacted 21st Mortgage and asked them what could be done about this. I let them know that the neighbors and I would be willing to do some kind of land swap to try and remove the encroachment. I was told that if that were to be done, we would need to pay for a survey and draw up all the paperwork, but that they would make no promises on what they would do. I left it alone until July of 2012 until I realized that I could not be refinanced or that I could not sell a property to anyone with an encroachment issue. So basically, I have been paying for something that I will never be able to sell if I wanted.

    I then called 21st Mortgage again. I was told that they didn't know about this issue when selling the home to me, so why should they be held responsible for something they didn't know about? I explained to them that they had signed the contract and deed that both stated there were no encumbrances (liens, encroachments, burdens, etc). They then told me they could not give me legal advice. I asked them to please send that to me in writing. (They never did.) I then turned to the Stewart Title Insurance and they explained to me that because I was not required by 21st Mortgage to have a survey that they did not insure encroachments. 21st Mortgage was the owner and I financed it through them. About a week after speaking to 21st Mortgage, I received our insurance policy through them as we had been doing the whole time. It usually is around $980. It had gone up 100%.

    On 9/17/2012, I called them (Voyager Insurance) to find out why and they explained that Florida's rates had gone up and that my payment was now $921, without their policy that my payment would be $721. I spoke with Valerie. Since I thought I was calling the insurance company, I asked her how she knew my mortgage amount. She told me that they were 21st Mortgage. She told me that this was the only policy available for my area and that I was welcome to shop around. After the phone call, I found new coverage and sent it in. I called them to let them know and they told me it would have to be approved. I waited and received a letter on 9/24/2012 stating that it was denied. I called them and let them know that my insurance agent had covered more than what the home was worth and that she had told me that it was against the law for anyone to tell me what to carry on my homeowner’s policy. I was then offered a new policy from 21st Mortgage (with more coverage) for $940 after a few days prior. There were no other options for me. I was denied and was transferred to Linda in insurance at 21st Mortgage who then approved my insurance through her manager. I then asked Linda what my payment amount would be she said it wouldn't hit until the following business day and for me to call back.

    On 9/25/2012, I called Linda in insurance to ask what my payment would be. She told me there would be no change. Since my original payment is $611 and I pay for my escrow through them at $114, I explained to her that there was no way. She then tried to explain to me how it works. I let her know that there was no way this made sense. She told me she would figure it out and call me back. I later received a voicemail from Linda saying that my payment was $741 which was different than what Valerie had told me, but better than $921. I wonder how there can be so many different stories on what should be simple math, or how my payment can vary from one person to the next. There is so much more to this but this was the sum of it.

    My insurance company (AAA) sent me a check for damages to my house. The check was made out to 21st Mortgage Corp. and me. I endorsed the check ($6451.25) and sent it to Travis at 21st. He said that I could not do my own roof and I had to use a contractor. I got a contractor (although I did $20,000+ improvements with no help from 21st) and the bill is $8,800 for my roof alone. 21st sent them a check for $4000 and kept the rest until the job was done. Why do they make interest money off my insurance check? Then, I got AAA to send me the depreciation check in the amount of $4,099 and it was made out the same way. That check is the depreciation for the roof only! 21st Mortgage is going to keep it until all the work to the entire home is done to their standards. Who owns what? I have paid $50,000 of down payment and mortgage payments over 10 years and just put $25,000 into improvements to my home and property. Who has more invested in this home and should control the money, 21st Mortgage Corp. or me?

    This is the most unprofessional company I have ever had to work with in my life. I have emails sent to HUD regarding 21st Mortgage's behavior and recordings of them yelling at me, calling me a squatter, and telling me I need to get out of the house by the weekend because I have not made a payment. When I asked them what is the legal process of foreclosure because I know you can't just kick me out on a weekend, they hung up in my face. I was smart this time and recorded the whole conversation so it would not be a he-said-she-said in court (because I will be taking them to court). I even let the supervisor who was yelling at me know I was recording the conversation. He didn't care. He kept talking to me like I was garbage. He kept using bully tactics despite the fact that I said he was being recorded.

    Before it even got to the point of foreclosure, I asked them for the buyout price so that they could be paid off and I could work with another lender (because I had enough of being bullied by them). I was told, "No one will work with you. You owe us money. Any company you work with is going to call us and we are going to tell them what's going on with your file. They won't work with you." I said, "All I am asking is for you to give me the buyout price please." He said, "We will mail it to you." I asked him if he is able to give me that information over the phone (because 21st sent me a letter of default stating basically that I had a few weeks to come up with the solution or I will be going to foreclosure, so I tried to get this information via phone to hurry up and come up with a solution). But of course, the manager wanted to degrade me, yell at me and get nowhere.

    I asked him again (after dealing with him yelling at me) if he could please give me the information via phone. He said they can give it to me any way they would like and he chooses to mail it. At that point, I was ready to give up on the house and dealing with them. They call and harass me, and then they call and harass my grandmother (who is also on the mortgage) when I do not answer the phone. They treat and degrade people so bad and they wonder why their customers do not answer their calls. Who wants to be treated like scum when they are facing hardship? I am sick and tired of this company getting away with how they treat consumers, and it is not just us. Other people in our mobile home community have similar issues with 21st. Something will legally be done. Bullying tactics should not be used in a professional setting.

    I am behind on a payment. I have Bone Disk Disease and just found out I have 6 vertebrae out and received my 1st injection yesterday. I am in the process of trying to get my mortgage modification and I called and explained it to 21st and all I got was yelling, degrading and the most unprofessional conversation I have ever had. I requested a statement of my payments and they refused. When I bought my mobile home, I took my retirement of ten thousand dollars for the down payment and I have an interest rate of 12.9%. I have never been treated so terrible in my life.

    I have made my pay off on my mortgage on February 28, 2012, only to receive another payment book on March 1. I have written to the company, requesting status of my mortgage, but have not received any response. Whenever I have requested any response in writing, the company refuses to do so. All I want is my deed to my home, be rid of 21st Mortgage and their nasty employees.

    My payment is 12 days late & they have made numerous calls threatening foreclosure, refusing a promissory to wire the payment on 12/30. They cussed my husband and insulted me more times than I can count in 1 conversation. She was screaming so loud at me that I had to hold the phone at least 4 inches away. She also started listing items purchased on my husband's debit card & told me to take them back. I feel like this just could not be acceptable to FDCPA standards. Horrible experience, in tears! Plain hostile!

    In August of 2007, I contacted 21st Mortgage in regards to a property advertised for sale at 450 Cherry Branch Road in Crossville, TN. I submitted a credit application over the phone and a few days later, was contacted by phone and told that I had been approved for the loan. I was told at that time I needed no money down. Instead, I was to make double payments on the property for 6 months to satisfy what was delinquent on the property as well as keep current with payments from the time I moved in.

    After 6 months, the payment was to be $440.07 per month and home was to go into my name. I was told that the "foreclosed purchaser, Laura ** would be contacted for approval about the situation. 21st Mortgage received her approval and I sent by MoneyGram the first of six $888.64 payments to 21st Mortgage Corporation.

    After receipt of the first payment, 21st Mortgage gave me the combination to the lock on the door of the property and I moved in. I continued to make monthly payments to 21st Mortgage via MoneyGram in accordance with the agreement we made. The final double payment was sent in January of 2008. Upon receipt, 21st Mortgage stated that I had satisfied the requirements of our agreement and that they would begin finding a title company in my area so that I could sign the necessary paperwork and to save me a trip to Knoxville. It was during this waiting period that I made a payment for February 2008.

    I received a phone call from 21st Mortgage stating that they had some bad news for me. I was told that Laura ** had contacted 21st Mortgage and stated that she wanted her home back. I was told that 21st Mortgage's hands were tied on the situation and there was nothing they could do, they had to give it to her. I was told that I would have to vacate the premises immediately. I was very upset with this information and did not understand how this happened.

    The representative, Rachel (whom I only dealt with), profusely apologized and stated that 21st Mortgage would love to still do business with me and that I had $6000 credit with the company and that when I decided to purchase another home, they had lots of other properties in my area.

    I immediately vacated the property per the instruction of 21st Mortgage. A few weeks passed and I was contacted at my work by Rachel again. This time she wanted to share with me that Laura ** had not taken the property. Rachel expressed that 21st Mortgage told Laura ** that she would need to pay advance payments on the loan and pay $2500 in fees for the foreclosure process that had already taken place. Laura ** refused and the home remained empty. Rachel stated that 21st Mortgage was going to go ahead and see the foreclosure through till the end. She stated that the property would be going to auction at the courthouse.

    She stated that 21st Mortgage could not bid anymore on the property than what was owed to them, but in the event that the home did not sell, would I be willing to sign a contract agreeing to assume the home if it came back to them. I told Rachel that I was not sure about the situation. She said

    she understood. I did not sign the agreement and it would not have mattered anyway. The home was auctioned and it did not go back to 21st Mortgage.

    Since that time, I have tried multiple times to contact 21st Mortgage about my credit and the promise made to no avail. All inquiries to the company went ignored until recently. I sent an email expressing my anger about the situation. I was contacted by a customer service representative who stated, employees I mentioned were no longer there and that the name of Laura ** or the property address was not found in there system. The next day, I emailed copies of paperwork I have to substantiate the claims I am making. Upon receipt, the representative stated that it appeared I walked away from the home and that my situation was to be turned over to the legal department. No one will return my calls.

    Lien was paid in full in June 2010. Title was mailed to incorrect address. When 21st Century was contacted, they mailed a "lien release" with names misspelled. When 21st Century was contacted again, they subsequently mailed another "lien release" to the incorrect address again. It has been three (3) months since the lien was satisfied and still have not received correct information as to be able to acquire a title for the manufactured home.

    I purchased a mobile home through Paradise Home sales back in 2006 through Lucy (who is a very nice lady). She was selling it for a former worker of 21st Mortgage. The lady from 21st, whose name happens to be Missy, assured me the trailer was nice and in excellent condition! The mobile home was not on site to view, but they sent beautiful photos so I agreed to purchase it. When they brought the mobile home out, there were questions about certain things that weren’t done. I called 21st Mortgage and they assured me they would send someone out to fix it! They never did! I called again, they told me I had to speak to Missy, the owner of the trailer and supervisor!

    When I called her, she told me to fix the things and send her the bill and she would take care of it! She never responded! I called and spoke to someone named Tim there and he told me to send him a list of damages and he would get someone to handle it right away! He never did! A storm came and water was leaking everywhere in the home. Over my electrical stove, plugs, wash room, damaged rugs, etc.! I called them furiously and all they could say was, "You need to just continue paying your mortgage and we will eventually get someone out there!" At this time I was fed up, stressed and seeking mental help!

    I stopped paying in 2007 and contacted the head manager and was informed that I needed to call the insurance company for damages. The insurance adjuster came out and said there was nothing they could do because the damages were caused by unstable sealing and damages to the mobile home that were just patched up! I bought this home to have a stable home for my children to live and now was the worst nightmare of my life! I couldn’t afford to fix this house and pay mortgage and bills at the same time while this mortgage company passed the buck! They told me they were going to foreclose and put me and my bad little kids out of the home and we probably tore it up!

    No matter whom I called or where I called, my cries were unheard! I was so frustrated and stressed about this. I called the lady Missy and told her that I was going to move and they could have the piece of junk! She stated that she owed $6000 in debt on the trailer and that if I found somebody that would buy it and fix it, she would sell it to them for a lesser price and not put it in as a foreclosure and wouldn’t put me in the credit borough! I called my aunt in New Jersey and she came all the way here to Alabama and looked at the trailer and said the only way she would buy it is if she gave her a good price and promised not to put me in the credit borough! Missy agreed!

    The finalizing of the paper work ended in June or August of 2008! When I went to apply for credit in May of 2009, I was in the credit borough for 21st Mortgage owing $27,000! I called the mortgage company and they said that Missy no longer worked for them! I called Missy and she said, “Yeah, I did tell you that.” And she said she would take care of it for me! Months went by and I called the mortgage company and they told me that Missy was no longer a part of their company and they don’t care what she said, they will not change it! After I went through all the hassle of selling this house for them. In that condition, they tricked me like this! I have been calling since March of 2010 this year until they told me if I called again, they would get an attorney and sue me for harassment! These are the dirtiest lowdown people I have ever seen in my life!

    Through all of this pain and suffering, I became stressed out and depressed and signed myself to mental health! I was already going through some things of my own and they just lit the match and caused the flame! My job performance started to slow down, I was lashing out at others, not functioning the way I normally would, and everybody became very concerned! I ended up having asthma attack after attack and almost passed out at work and ended up in the hospital for 7 days! When I returned home, everyone knew that there was a problem!

    I stopped taking company and stayed closed in my room! My doctor ended up taking me out of work and placed me on several medicines for anxiety and depression! I suffered for a long time and was forced to file disability! Now I am living on Disability income and unable to get loans or anything because of the damage they did to me and my credit! I really need help to stop this company before they damage someone else! My aunt has been having troubles with this trailer since she bought it! Please, please stop this company!

    On 12-5-06 my boyfriend and I signed a contact to buy a 16x70, 1996, Clayton Ardmore Mobile Home for $19,274.50. Serial # CLA037863TN. The home was a repo so 21st Mortgage owned the home but since they are located in Tennessee , Trading Post Homes in Louisville, Kentucky was selling the home for them. So we signed the paperwork at Trading Post. That is why our contact doesn't have 21st Mortgages signatures.

    We eventually moved from Louisville, Kentucky where the home is located to our present address in Illinois in March 2008. We put the home up for sale for $18,500. We still had a balance of around $18,100 with 21st Mortgage at the time.

    We had a lady interested in the home and had gotten approved through Aaron Financial for the amount we were asking. We had gotten the loan documents ready to sign and have the home sold until we ran into a problem. They had to do an inspection on the home and doing so found out the model of the home was wrong. The home is actually a Clayton Atlantis and not a Clayton Ardmore. The data plate inside the home plainly states Atlantis as the model. Aaron Financial then started they could only approve the loan for $14,000 now because that is what the home is really worth. The lady I spoke with at Aaron Financial said that under NADA an Ardmore now in 2008 is worth a base value of $14,512. An Atlantis is only worth $10,456.

    We contacted Clayton Homes and they told us that they don't even make a Clayton Ardmore home. 21st Mortgage spoke to them as well and was told the same thing. We also had to pay 21st Mortgage $450 to have the home appraised before we purchased it. The appraiser clearly put Ardmore on the appraisal as the model and noted on it as well that he obtained that information from the data plate inside the home. Which says Atlantis on it so I'm not sure where he got that information of Ardmore being the model. Neither 21st Mortgage nor the appraiser researched this information to make sure it was correct prior to selling the home.

    The appraiser told me he got the base value of the home through NADA that he listed on the appraisal. If they would have pulled up the serial # it would have shown Atlantis as the model but they failed to do so. They lied to us and latterly we signed papers for something that doesn't exist. They told us they have done what they can to fix the problem by sending us a cure letter, but I don't believe that is right. We do have a FHA Title 1 Mobile home loan as well.

    We still believe we paid too much for the home. 21st Mortgage gave us many excuses as to how the problem happened. The home was made in Ardmore Tennessee and that it was because the home was a repo its hard to get the correct information. Yet the data plate inside the home has the correct information, so why didn't they look at it? Whether they know it was wrong and was trying to make a quick buck or not its still unprofessional and something needs to be done. They kept insisting the model being wrong doesn't affect the price of the home. Yet our tax amount for the home went from 17,660 to 11,660. That ends up being a $70 difference on our yearly taxes we pay. Also the difference listed under NADA for the homes is a $4,000 difference. We have sent them all paperwork we have showing them this but nothing has happened.

    At first the representatives at 21st Mortgage kept telling us that they didn't go off NADA for anything to get the value of the home. Then once I told them the appraiser told me that he used NADA to get the base value of the home listed on the appraisal and then added and subtracted amounts based on the homes condition, 21st Mortgage changed their story. They were now saying they used NADA in a combination with other things to get the amount. I have repeatably asked them that if the appraisal has been done correctly, wouldn't it of made a difference in the price we paid for the home and I always heard "not necessarily", never no. They said they used the appraisal and a combination of other things to come up with the $19,147.50 that they were selling the home for. Like the state its in, and other things. How can they guarantee us that we paid the proper amount when they used a document with incorrect information on it to help determine the price? Also they were sloppy in preparing the home to be sold.

    There was plywood under the kitchen sink that you could tell had been wet and looked as if it was rotting. We had asked to have it replaces and were told it was to be fixed but it never was. Unfortunately we never had it in writing. Also we had a document stating a dishwasher was to be installed within 21 business days and that wasn't done on time. There was trim that was needed to cover the holes on each side of the dishwasher as well and we didn't receive those until we moved out in March 2008. The big problem was the carpet. The carpet in our master bathroom started to bubble a few months after we moved in. The master bathroom and bedroom are connected except a separate room on the side with the stand up shower and toilet.

    A few months later we decided to remove the carpet in the shower room and put tile down. Well to our surprise they had put carpet over an open-air vent right outside the shower, which was causing the carpet to bubble. We carpet now needs to be restretched to fix the problem. We informed 21st Mortgage of what happened but they just apologized and dropped it. They also carpeted over half the kitchen linoleum flooring and in the hallway. Also the garden tub in our master bathroom had the original carpet on it and they carpeted right over the old blue carpet that was in the home around the garden tub.

    In the past few months we have discovered more. Since the appraisal was done wrong, we are able to get the original appraiser to do another appraisal but my boyfriend and I just don't understand how he got the model he did in the first place. He had to of spoke to the mortgage company first and then just ignored what the data plate said. I don't trust him to do another appraisal. I have filed complaints thru BBB, FTC, and Kentucky Attorney General. The BBB eventually said they can't do anything and that we need to seek legal counsel. We are unable to do that right now. We are paying for 2 homes, a baby, and I have recently lost my job. We believe there is legally more the mortgage company has to do to fix their mistake but they are refusing to do so.

    At this point it has caused to much stress and hassle, we believe 21st mortgage should take the home back and sell it the way it should be sold instead of lying about what it was. We shouldn't be held responsible and be expected to keep paying on something we were lied to about. We signed a document agreeing to purchase an Ardmore home and we got an Atlantis. I was lied to and its wrong.

    I am now stuck with a mobile home that I am no longer living in and cant sell it because they screwed us on $4000. I was suppose to have the home sold in March 2008, but once they found out it wasnt worth as much as they thought because the model was wrong, they could no longer finance her for it. Therefore we have been stuck paying for it since them and now cant afford to pay it anymore. We are living in a different state, paying for 2 residences, a baby, and only on one income. They didnt even care when we calld to say we didnt know if we wouldnt be able to make Augusts payment, but we somehow did. A september payment will not be made because I will put food on the table for my son before I continue to pay for something I didnt agree to buy.
