I went through a divorce and my ex-wife’s name was on my loan. I had to get it out of her name and just solely in mine. It was hard to find a mobile home company that finances mobile homes without a property attached to it and Florida only has two companies that do - 21st Mortgage and another company. Going through 21st Mortgage's loan process was a good experience. The lady who helped me helped out a whole lot and answered all my questions. She did a fabulous job. Every time that I had a question, I’d email her. She either responded right then and there or if it was close to quitting time, she would let me know what was going on the next day. She'd let me know what parts I still lack, what information they needed and anything that would help get it all squared away to where they wouldn’t see a loophole. She gave me feedback and if I didn’t understand it, I’d email her again and she’d rephrase it.
The process took about a month. I had to track down stuff and there was so much legwork that I had to physically do, but transitioning through things was smooth. I worried about doing things online. I didn't have to physically be there to talk and sign papers. They printed the papers that I had to sign and they were supposed to FedEx it to my house, but FedEx messed up. The papers didn’t get it to my house sometimes, so 21st Mortgage had to fax all the paperwork. That was only the glitch because it was a time-sensitive thing.
Now, I made my first payment and I’ve gotta let it sit up. I’ve gotta change the payments taken out of one of my accounts into another account. It just takes longer online to get the money withdrawal. But the lady in charge of the account helped me out on that part and everything has been going well. I would highly recommend 21st Mortgage for the promptness and getting in touch with you. Even if you’re not responding to them, they will try to reach out to you.

It took 21st Mortgage Corporation forever to get things done. I’ve got a lot of mortgages 'cause I own about 11 homes and it took me three months to get a simple loan approved when it should’ve been four weeks. Every piece of paper took days. Their rate seems pretty steep too, but I didn’t have a choice. They were the only one in the country that would give me a loan on a trailer. I haven’t received my payment book in the mail yet either. I went on a payment booklet and they said it would be in the mail by the 1st of October and I haven’t seen anything yet. And my payment is due in about another week. But I’m not worried. I can always go online and make the payment. Everything was great with the representative. Drew, the loan officer was good and very informative. The application process was fine as well.

I wanted to buy a house so I looked into getting a mortgage. 21st Mortgage was able to give me 5% down with the choices that I had while the other places were 10% no matter what. I went with them and the mortgage process went well. I had a top of the line loan officer and I was very comfortable working with him. I talked to him about how long the application and underwriting process usually takes because I was trying to move out of my apartment and move in about the same time without having too much of an overlap or not having a place to live. It took a month and a half from the time I turned the application in until I got the mortgage. Nevertheless, 21st got my loan and I was happy with it.

I needed a loan and I was buying a manufactured home at the time, so the loans were a little harder to get. I also had some problem with my lender on the type of home that I bought. I was in a pinch, so I called 21st Mortgage. The seller had a loan through them and they were able to loan on that property so, I went through the process with 21st. From the very beginning, I told the loan officer that my current home was not gonna close and that there was no way it was gonna be sold prior to the home that I was buying. I told her I would need a bridge loan and she said that was not a problem. However, the communication was terrible.
My real estate agent and I were calling the loan officer and she wouldn’t respond to calls and emails in a timely manner. After a while, she told us she had been sick but is no one covering her stuff? Then, she emailed me the stupid loan checklist but she did not explain what it was that I needed to do. I found the list very confusing and I emailed her but she never responded. I travel across the country and she would tell me that she needed this and that. Yet she didn’t follow up to get documents that I didn’t know if she needed. And a day before I was supposed to close, she told me I was gonna have to pay off my car.
I have pretty good credit and I’ve already bought a home that cost considerably more than the home that I’m buying now. I have a stable job with the federal government and I sent 21st Mortgage proof of my income. Yet 21st Mortgage still wanted 20,000 different documents. Even though I gave them W2s and statements, they still had to have a letter from my employer saying that I work there. It was just nonsense and a pain. Their process was absolutely insane. I could see it if I had bad credit or if I have a sketchy history, but I’ve been an employer for 10 years. Then at the last minute, they said I needed a check. I don’t use checks and she said I had to order one. It was the most frustrating process I’ve ever endured in my life and the loan officer wasn’t any help.
There were also a few times where the loan officer was communicating with the sellers even though they were not the ones getting a loan. I had the property appraised as it was part of the loan, and she told the seller that the appraisal came back even before she called me or my real estate agent. I thought that was really inappropriate because then, the sellers were calling us asking what it was appraised for, and we had to tell them that it was none of their business. Moreover, she kept wanting me to send her sensitive documents although 21st Mortgage doesn’t have a secure upload link. It’s pretty important because now, when my bank account information gets compromised, it’s gonna be a big issue. Thankfully, when I'm at work, I have access to be able to encrypt documents, but I can imagine how many people don’t or how many people don’t know to do that.
I think there are only three companies that do loans on mobile homes and manufactured homes, and 21st Mortgage is one of them. But if I could refinance or go with another company, I absolutely would. I would never go with 21st Mortgage ever again but I don't have much of a choice and that’s terrible. I feel, however, that they know that and so, they just don’t care about customer service.

There were a lot of bad communication between 21st Mortgage, me and the sales department that I bought the mobile home from. It says very clearly in the documents not to fax, text, or mail the driver’s license and social security card. I wrote very potent letter by the third week, went to the library and typed it up because everything I owned was packed already. I faxed it to the mortgage person on a Saturday and got an answer the following Monday complaining about how many times do I have to do the same thing.
By the end of the process, I had snapped my driver's license and social security card on my phone, faxed them and had them certified mailed. Even my sales department faxed them and the receipt. It amounted to about seven times but on the day of the final signatures, they were still saying they didn’t have it. It got so bad the mortgage person gave me her personal cellphone number. However, she wouldn't return my calls and was unavailable for six working days. Nobody else could give us answers, so there were delays.
She couldn’t send the whole package and even on the day that I was supposed to sign the final documents that she faxed, I could not sign some pages because they had wrong start date of my payments which boomeranged to all the other dates as far as my impound account. It was starting my payments a monthly early. I texted her about it but she told me that I had to sign it. I told her I wouldn't sign something that's wrong. She contacted back and said that she had to change the dates because of the delays. She also kept saying, “Well, you can sign it and I’ll put it in writing.” I said, “Until I get something in writing, I’m not signing nothing ‘cause this contract says my payments are starting October 15th, and it was supposed to be November 1st.”
I started negotiations on the last two days of July and it went all the way to September. But, it never stopped. Every few days, there was something else like saying that they didn't get things that they got. My sales department had to send them repeated stuff over and over. Luckily, during the last three days of signing, I was here two hours each day. Even though the mortgage person was very nice and sweet, there was a lot of wrong information. If I hadn’t invested so much money and time and given them notice where I lived, I would have cancelled the whole deal because it was the worst life experience I could ever have. So year from now, I’m gonna find a different company to go with.

I provided all the information and bank statements that 21st Mortgage needed and applying with them was easy. I would email them back and forth, which was convenient. It was also easy for me to get a hold of them. They offered a lot and the application and underwriting took 2 weeks to complete. The rep I worked with, Adam, was on top of everything and he was good. He was attentive and fulfilled all my needs.

I wanted to refinance my home and I didn’t have any local bank that would do a mobile home refinance. So, I went with 21st Mortgage. The application process was so simple and I did it online. But refinancing with them was a long and drawn out process. They wanted a lot of old information passed. I handled everything and they kept requesting more and more information. But I got through it then we did the closing here locally. The application and underwriting took close to three months to complete. The guy I dealt with was always forthcoming with information back and forth and I didn’t have any problems. But in the way he handled it, it was necessary to deal with a lot of information. He was good, though, and was very easy to get in touch with. In fact, I called him back and forth a couple of times. And if I'd email, he knew and he’d get back to me that day. I was also very comfortable working with him.

Other lenders have a whole lot of fees and none of it was making any sense. Their estimate to me was handwritten on a piece of paper, so we got out of there and went with 21st Mortgage. I did a mortgage on a mobile home and I had John working with me during the enrolment and application process. It was very well and he was very easy to work with. I was under the impression that taking money out of my 401k, I would get the whole $9,900 and they had to hold back for taxes. They had to hold taxes for federal and they had to hold taxes for the state. They had a fee and I had to keep changing things. But he always rolled with the flow and he made it real easy. I asked for his boss's phone number so I could call and tell him that.
My agent couldn't get some information that she needed but I was very, very pleased with the process. I signed a contract with her on September 8th and I closed on the 24th or 25th. 21st asked for a piece of paper from the tax office at the very end which extended it from the 21st to the 24th. My approval was supposed to be expired on the 22nd. I was freaking out but they were very accommodating and they extended it. Also, John told me I could call in two years and if interest rates have gone down, I could refinance it.

I applied online and pretty much dealt with 21st Mortgage online. The underwriting process took a little longer than it should've. They didn't communicate well as they should've to me at the timing process. The guy that I worked with was Scott. He said it was okay, but instead of signing on the 5th, it happened on the 15th. When Scott could control something, he was very responsive. When he couldn't, he was out of office and no one really worked his stuff while he was gone. I handled all my stuff within days. Every time they needed something, I would get to them that day or the next morning. 21st Mortgage requires the actual documents, and they don't take e-sign. That was a major problem. If I had known about that before, I would've chose somewhere else.

21st Mortgage was more flexible and they would go lower than most of the people on the loan amount. I applied for a regular new home mortgage and there were no problems with the application process. After that, there was a list that came out on all the different things that needed to be taken care of. The paperwork process was more cumbersome than what I would care to do again, but I was really happy with the response and service of the person who was working with me. She was good. The only thing is that there is a three-hour time difference between California and Tennessee, so at times, that became inconvenient. So, it would help if someone would be at their office a little bit longer. It would help a little bit if they have someone who would specialize in the West Coast who is more on the West Coast time.

I wanted to buy a new mobile home and I applied for a mortgage with 21st Mortgage. The process was really quick and easy. They require a lot of information that most mortgage companies require. Ryan processed my paperwork and he was fast. He responded right away to all my concerns. If I sent him an email, he replied to me right away. For example, I sent him information, the one he was looking for, and it would take him not more than 10 minutes to email me. And when he sends me an email, I also reply to him right away because I like to move things fast as well. Then, if anything was pending, he notified me and took care of it right away. He was very nice, professional, and upfront and I was very comfortable working with him. It took three weeks to complete the application and underwriting and it took another half a week for the closing. It was a good experience. Go for it.

To buy a mobile home, I looked into a mortgage and went with 21st Mortgage since there isn't many around here that loan on homes. Obtaining my mortgage with them was great. Also, Karen, the lady whom I spoke with, was wonderful. She was friendly and answered all my questions. I called a lot and it didn't seem to bother her. She always answered when I called. The application and underwriting process was quick but the rates were a bit ridiculous. I wouldn't recommend 21st Mortgage because of the 12% interest. Also, there was one that irritated me where I ended up having to pay more for the mobile home than the appraisal said it was. And because of that, it was considered a new loan. My interest went up a point which I thought was extremely unfair. I wasn't warned about that. Still, other than that, their service was great.

I was trying to find a place where I could get a trailer loan and I got approved at 21st Mortgage. It was easy filling out the application form and it only took me 10 minutes. The reps that we dealt with kept us well-informed too. However, it was almost impossible to get a hold of them by phone. The only way to communicate with them was through email. They, nonetheless, responded within the next day normally. Also, the closing process took a few months. We kept sending stuff but they would come back to us and say that they need more stuff. If I had all the information verifying what was needed beforehand, the lending process would have gone a lot quicker. But, overall, 21st Mortgage is a good company to go through.

I was looking for an equity line of credit and due to the limited options available when dealing with a modular or manufactured home, I ended up with 21st Mortgage. Their application process was very straightforward and it went fine. However, the underwriting was a nightmare. It took about nine months. I’m 60 years old and I have bought and sold plenty of houses but my experience with 21st Mortgage is the worst. They should have figured out what additional documents they needed from me and gave me one follow-up list so that I could get whatever they wanted, instead of me providing one thing and then they would tell me something else is needed so then I would have to go back and get that.
They needed something from the IRS because I’m a self-borrower, and that took forever. I gave them alternative documents with the same information but they wanted a specific thing. After months of wrangling with the IRS, I finally got it, but then 21st Mortgage said that it took too long and I would have to start the application process all over again. Plus, there was absolutely no follow-up from 21st Mortgage. I had to constantly ask for updates from their guy. They were horrible. The only reason why I stuck with them was because I had invested so much time getting that fund.
Also, I did updates to my home then I had it appraised and got a $200,000 value. So right off the bat, I was wanting 50% from 21st Mortgage. However, they said that they don’t consider any home improvements and the loan value will be based on 45% of the original purchase price. This whole thing is a joke right from the start and ended up with $52,000 total loan. Run away from 21st Mortgage.

21st Mortgage's rep was really nice and he handled everything ahead of time. The steps he gave me were really easy and there was no mystery surrounding what I had to do. One time, my realtor was out of town he had his assistant help me. If I called or left him an email, he called back and assured me to relax. Ryan was super easy to work with. He emailed me anytime and got back with me. He explained every question that I had for him and broke it down to me if I didn’t understand it. We had our 30-day window which went about a couple of days after the 30 days of closing cost. Other than that, it was a fast transition.
Normally, I wouldn’t really care to push the matter, but I needed to get out where I was at and Ryan was able to get that process going and contact with the mortgage company as well. I was trying to make sure that we were able to get out in time and we did. They were able to put the closing cost into one lump sum, instead of a typical home loan where we would have to pay up the closing cost upfront so we have more money to spend on your home instead of perking it up all upfront. Ryan did a great job on this and I learned a lot in the whole process.

I bought a trailer house and I was assuming the loan for the house mortgage. I was buying the trailer from my sister and her husband, and they recommended 21st Mortgage. At first, working with them felt like it was gonna be a runaround. But once the ball got rolling, it actually went really well and it was straightforward. I’m actually pleased with their service. I guess all the paperwork finally fell into place and it went really quickly after that. I went with a 30-year fixed mortgage and it took close to a month and a half. But with the way I was working with my job, there were several times that I was out of pocket so that played a factor. There was quite a bit of my sister and her husband dragging their feet also.
If you go into the process with all the documentation, it's not complicated at all. Plus John told me what things I needed to get and was very helpful. That was the catalyst that got me started on a reverse mortgage and the application process with 21st Mortgage was absolutely flawless. Tyler seemed to be on top of everything. And he did that immediately. He was wonderful. He seemed interested and was knowledgeable too. He's an asset to the company.
21st Mortgage was the mortgage that I had when I initially purchased the house and when I had paid that off years ago, the titles they sent me was in my married name. I had to get some things corrected and get a new title, and that took time. But as far as 21st Mortgage was concerned, they were on top of everything right away. In fact, the process went quicker that I thought it would. When there were things that they needed immediately, they sent me UPS overnight envelopes that were prepaid. 21st mortgage was the only company we could find to finance our double wide. It was a 10% interest, but we didn't have a choice since nobody else would take it. It was fine for 2 years. We sucked up the fact that only about $60 of our $800 mortgage actually went toward our loan. Whatever, right. I accidentally scheduled my payment to come out twice. I called them when I realized the mistake and they basically told me it wasn't their fault and they needed a form from the bank to fix it. Instead I called the bank and told them about the double payment. They put in a dispute and said it was up to the lender now. I emailed 21st and said make it right or I'm going elsewhere (yeah right. They know we have no choice). So a few days later I have both payments back. I called 21st and they said they only saw one return payment and that I was fine. I figured the bank made a mistake and would fix it.
A week later I get an email saying I was overdue on payment, I had a late fee. I called them and they told me a few days ago the other payment showed returned, so now I was insufficient on funds. What's more, they have a policy where if you are insufficient then you can't pay by phone or online for 3 months. Only way to pay would be MoneyGram, which I don't want to do and feel is ridiculous. I asked them to waive it and the late fee since I attempted to fix it and it's not my fault. They refuse. Still have a late fee. Still have to pay by Western Union or Walmart pay. I'm very angry. I've given them several opportunities to fix it.
I am now searching to refinance because I do not want to do business with people who operate this way. Its dirty practices. I would highly recommend not using this company. They will not help you. They will take your money, trick you, and be as frustrating as possible. Thanks for ruining my day off, giving me a headache, and tacking on an extra $40 to what you already get from me each month. And they know they can get away with it. It’s infuriating.

We didn't have the cash so we had to borrow money to purchase a mobile home and a mortgage was the only source there was. 21st Mortgage was the only company we found that could do what we needed done. We found out about them from a manager of a retirement community of mobile homes and we gave them a call. We were told that we probably wouldn't have any difficulty applying, so we applied once we had a contract on a mobile home.
We worked with Chris, the loan officer, throughout the whole thing. I was impressed with the speed at which he responded to our questions and to what our needs were. Also, he always had an answer for us to proceed. I used to be a loan officer years ago and a mortgage broker, and the loan company has to protect itself and its owners, so I know there's a lot of paperwork that has to be done. They were always there to help us with it. It was a lengthy process just like any loan and there was a lot of back and forth but we received messages all the way through as far as what we needed to do to get it done. There was no issue and the process went as smoothly as it would and could.

My experience with 21st Mortgage didn’t go that great. They were difficult to work with and mostly, the problem was with the underwriter who was asking for things that were totally impossible to the point where I was gonna said I needed to talk to a manager because it was ridiculous. However, the guy that I talked to was fine and he said he was gonna turn it over to a manager. But then the other problem was with the people. I thought I had everything done and then all of sudden, they would say that they needed the original of something. And they didn't tell me that in what they sent me. It was a headache. I’ve never gone through something so crazy in my life. Also, the process took almost two months and the rate was not much better than what I had before. It was still high. I know that they charge manufactured homes more interest but I was thinking it would be more in the 8s because my credit ranges in the 700s.
I’ve had 21st Mortgage for 10 years already with this other loan before I refinanced and yet I would never recommend them. I don’t get statements and I don’t understand why they couldn’t send something out or at least let us look at the balance and the payments online. I have to call them every time I wanna know something and it’s antiquated in a way.

The process of obtaining the mortgage was a little time consuming, but we got it after 3 months. In order to get approved for the loan, I had to apply online and get pre-approved for the loan. Once I got pre-approved, my real estate broker and I started going through the process. If I had any complications or questions or anything like that, he was good at explaining it and filling me in on the issue.

I needed a mortgage for purchasing a trailer and 21st Mortgage was the only one I found that did loans on trailers at the time. When it comes to paperwork and requesting document, the enrollment was a little more painful than the normal mortgage processes that they normally do. I started in April and I didn't close until July. It was exceedingly lengthy for the straightforwardness of the deal. It wasn't like I was trying to finance a foreign property through a fourth-party. It was a straight up sale of a residence just like any other sale of residence. I already knew what kind of documents they needed as far as two months' worth of pay stubs. I had that to them the next day. I've got it all on file. I was ready. So I submitted everything I needed to them within days, and then waiting for responses from them took weeks.
There were plenty of times when I tried to call them, and I couldn't get a hold of the mortgage lender guy that I was dealing with. I would email them and it would be a few days before I would get a response. They would say, "We're still waiting." So I said, "Okay, well, can I call the people you're waiting on and see if they need any help to do what they need to do?" They would answer, "No, they have their process and we're just waiting for them." A lot of it, the initial part was just gathering documents whereby both agents and myself would provide documents, and then a week later, he would say, "Hey, we need these documents." I said, "Well, why didn't you tell me that five days ago? I would have got it for you. Why are you waiting a week? And I think everything's fine because I'm not hearing from you.” And then a week later, I got, "Well yeah, we haven't moved forward because we needed this."
There was a lot of resubmitting, and because the lock-in period lapsed, I had to resubmit a new pay stub because the previous one was 30 days old already, and it was like after about 30 days, I had to go back and do another bank statement. I didn't really realize it until about a month into it. Then there was ordering the appraisal, and that took two weeks from the time of the request to the time the appraisal happened. I don't know if the appraisal company is associated with them or not. It took two weeks to get the results of the appraisal to the lender. So weeks and weeks and weeks go by and I'm not real happy with the whole process. I'm upset that because it took so long my initial lock-in rate lapsed, and my interest rate ended up going from an initial quote of 6% or 7% up to 10% for some reason.
They had to re-evaluate the whole thing and all of a sudden, interest rate jumps like 3.5%. When I questioned them about that, they said, "Well, you know, that's just what the market is, and we have to finance our own loans through you." That is because they're not a bank. They're a company that does financing, so they take out a loan to get me a loan. It was all kinda quirky. All the loans I've ever gotten before were through financial institutions so I could monitor the interest rates online and everything was up and up.
With these guys, it seemed like almost a "Hey, we offered you this rate, and then because of our delays, your lock-in period lapsed. And now the only rate we can give you is this, which is 4% higher. Take it or leave it." I'm already knee-deep in their process, two months into their process, so I can't change gears. I had to delay the closing date three times because of whatever processing they were trying to do that took so long, and it was really hard to kind of pin down what was taking so long. I don't know if their underwriting department is just really slow or if they're just inefficient. It's never taken me this long to get an approval and a closing date on any other property that I purchased.

I needed to get something fixed around my mobile home so we looked into a mortgage and went with 21st. We got the loan program from them to pay off our credit card, as well. However, the process of obtaining the mortgage was very long. The officer whom I dealt with was out of state so we just talked over the phone. He seemed knowledgeable enough. Sometimes, he was right on and then sometimes he was hem and haw. I don’t have a problem with him not knowing the answer, but he should say that he doesn’t know the answer to the question and that he would need to check and get back to me. Instead of him just saying, “Well..." and then go around and around while never really answering the question. That was frustrating.
Also, the officer didn't have a complete list. We got a list of things that we needed to provide. We provided all that, but then after a week or so went by, He called and said, “Oh, we need blah, blah, blah.” It went on like that which was also frustrating. 21st Mortgage should have a completed list of what they need. I inherited this mobile home from my parents when they passed so we had to provide their death certificates, which was not a problem, but it would have been a lot easier if it was on the original list. Why didn’t they ask for some of the things we had to provide at the beginning? Why are they asking for these things when it was almost over?

I needed to find a mortgage company that dealt with mobile homes. 21st Mortgage has a lower interest rate compared to other lending providers. I got a conventional loan from them and the process obtaining the mortgage was fine. The application process was very simple and very easy due to the fact that the house was sold, and the person that purchased the home passed away before he could transfer it over into his name. That made it difficult, but that was not on 21st Mortgage’s fault. I would like it if they had a local office though and if stuff didn’t have to be faxed or shipped to Tennessee. But the loan officer was absolutely perfect. She was very detailed and always was on the ball. If others were looking for a mobile home mortgage, I would definitely tell them to go with 21st Mortgage.

I was getting a mortgage to buy a mobile home and somebody recommended 21st Mortgage. The process was long and arduous as all escrows and mortgages are. The application and underwriting process took four or five days and the officer, Jonathan, was great. He did what he could do to move things along as quickly as possible. It was a week long delayed because of the escrow company not willing to take my down payment to satisfy Jonathan until they have the information from the State of California on any property or loan taxes. It was important that Jonathan kept the down payment with me to order the appraisal so, everything was held up. But in the end, everything came together. Also, Jonathan was on top of it. He answered his phone for the most part, although there were times when it goes to the voicemail because he was busy, too. If somebody needs a company, I would recommend Jonathan.

Palmer's gave me the documentation to fill out and they submitted it for me. It was fast and easy. Any questions I had, 21st Mortgage answered right away. They're very helpful and they're very cordial. Sometimes, if you go to a bank or credit union and you wanted to refinance something, there would be a lot of questions about why do you need to do that. But I didn't get that with 21st Mortgage and they made the whole experience interesting.

The fees were expensive, so I decided to go directly to 21st Mortgage. The application process was great and I got the mortgage online, so it was easy and very simple. They send approval right away, and they tell you what documents to get in, but they're slow on cutting stuff off. I'll send stuff and they sign some of them off, but they don't sign it all off and I tell them which ones I already sent. There should be better communication on signing off on conditions. I sent the conditions two or three times before they acknowledged they haven't had time to sign up on that problem, so it was there, inundated.
On the other hand, Joe, the rep, was very good, knowledgeable and understanding. He explained everything to me and I was very comfortable with him. He always got back to me with an email and he was constantly within contact. I used to be a loan officer and he was very professional. He was inundated with a lot of files on the thing that took the longest for getting the appraisal back, but that's not his fault because they used a third party company and if they can improve anything, it would be the third party company they used to review the appraisal. I think 21st Mortgage gets a lot of business and they need to hire more people. However, they're a great company. They answered everything and I wish we're clients of them all the time.

It was the first time I've ever refinanced anything by myself my ex-wife took care of everything. The lending process with 21st Mortgage Corporation was not easy at all. It took about three months when it only should've been 30 days. They kept asking me for things. I would send it and it would be wrong. Like this morning, they called wanting for more stuff when it’s already finalized. It’s just annoying doing unending things with them.
And then once it was all over with, I got my first house payment due which I didn’t even get a break from when usually, when you refinance, you’d get 60 to 90 days before your first house payment’s due. They were already looking for a house payment before payment books were out. Also, I always thought that every time I would refinance something, the house payment would go down, but mine didn’t. They stayed about the same which I thought was weird.

I asked him if I could skip the payment for July because I just moved in and I had to pay the space fee upfront first before. He said I could do it for August and I'll be fine. My experience with 21st Mortgage was great and I recommend them to anyone but they could have more offices -- I think they only work out of Tennessee.

My experience with 21st Mortgage Corporation was good and I liked it. It was a first-time home buying, and obtaining the mortgage was easy. They made it out for me and I liked the numbers, so I went with them. I'm not the smartest guy but I got through the overall lending process. It took a couple of weeks to get all my paperwork done and from there, we looked for a house or a place. There were also emails sent back and forth between my girlfriend and my loan officer.

I was looking to purchase a manufactured home and 21st Mortgage had some products that helped me out. They were easy to work with, very prompt in responding to any questions, kept in good communication with me during the whole process and did a great job overall. The application and underwriting process took a couple of months because I work for the Postal Service and they wanted a written verification of employment which took some time. So far, the experience has been good and people should consider 21st Mortgage.

We live in a house that we leased to buy agreement with the owners and finance a loan. They told us at any time if we wanted to get the house under our name, we could find a lender. Also they told us that the mortgage was with 21st Mortgage Corporation, not knowing that the said mortgage had been sold to another bank in 2014. So, we started the process with 21st Mortgage looking at almost like a loan origination. We would take over the payments and then come to find out, it wasn’t, so we went ahead to file and to get it in our name because it was a really good deal. The price of the house that was left over, they were willing to let it go for the payoff and it took a while.
The first application I did was back in January and I got a flat denial through a letter in the mail. Nobody ever called me and said why or what I needed to do to change it. When my mother-in-law decided she would give some of the money to put down on the home, I called to find out how much we would have to have and they said 38% of what was owed. I had asked the exact amount and they said it was roughly about $11,000. I felt that they didn’t want to really help me at first, but once I took my husband off the application, I was approved and they said they could help me.
The entire process took a month and a half and I was unable to talk to the loan officer. I tried to call him several times and would leave messages, but he would never return it. The only way he would ever correspond with me was via email, even down to, "You're approved. It's done. It's finalized. The house is yours," was by an email. He could have returned my phone calls or explain that it is best that I could get to him by email. There were also times when I would ask multiple questions in an email and he would respond back, but only answer one, but I didn’t fully understand it because this was my first time.
I had referred friends through traditional mortgages and they were told what's happening by either their real estate agent or the loan originator. They're like the title company and there were staff and ETA on closing dates. I never knew when that was and it was all finalized on 6/8. However, the paperwork says 5/21 so it is confusing. Maybe it's because that the loan is not a traditional loan or traditional mortgage. Even on my credit card, it shows up as "other loan." It looks like I took out a personal loan at the bank and it doesn’t show up as a mortgage, but it's in my name and that's all that matters.
In addition, when I called into the main customer service line, I got rerouted probably 7 to 10 times before I finally found out that they don’t do a loans origination fee and how to apply. I sat a good two hours on the phone before I got somebody to tell me how to apply or to send me an application. One person would say, "You need to go here." But then I'd get that person and I'd explain the situation again, they're like, "You need to go here. And nope, you need a refinance." The, I was told I didn't need a refinance because it was not in my name and it was a purchase. So, it was hard telling my story multiple times and then getting the runaround from different people.
Maybe certain people didn’t understand or I didn’t explain myself well, but it would be helpful if the people who answered the phone would have a little more knowledge on who to go to. When I applied, the same thing happened that I went through four people before I got the person that was handling it. There was Adam's assistant that helps gather things or does the application that he gets on to the loan originators and that's difficult.
Other than that, I would recommend 21st Mortgage because of their rate. Also, transacting with them through email makes it easy. You don’t have to go to a bank, sign papers and you don’t have to go to a meeting. With our technology and stuff, I can do everything from work because a lot of times, people don’t have the time or they have to take time off of work to get that stuff done. So, it was nice that I could do that. In addition, Adam was always really nice in his emails and never was short with me. Lastly, I'm saving about $300 a month. So, having my loan with 21st Mortgage makes a difference.

Getting the mortgage was a long process but it was smooth and it wasn’t as bad as I thought it was gonna be. We were purchasing a modular home in a 55+ community. We had to get a mortgage because our son is buying our house. We went with 21st Mortgage Corporation and their application process was very easy. Joy, the contact person, was very kind, understanding and answered our questions. We were sending everything to her and to the underwriter's email address as we were instructed, but things weren’t getting uploaded right, so she finally said to simply send it all to her and she would offload it. She took care of all those issues and we were really happy with her. We also had had an issue and we were holding the mortgage on our house that it took a little longer that way until we got all the paperwork and everything done. After that, the application and underwriting process took about four weeks.
The toughest part was in closing because we weren’t quite sure how we were supposed to handle that since it was so different from a regular bank mortgage. That was confusing on our end even being part of the industry of who was gonna handle that and how our seller was going to get her money. Normally, you sign all the papers, everybody gets their check and it's over. 21st Mortgage told us what the process had to be and we simply had to adapt. I felt bad for the seller because she was in her 80's handling everything by herself and it was very confusing for her. She didn’t want to sign everything over and then have to wait three or four days to get her money. If you're buying a brand new one, it's a whole different process because they're used to waiting for their money to get there and they're installing your place by that time. So, for an individual person selling an established home, it was a little bit tough.
Other than that, I was really pleased with 21st Mortgage. We changed our insurance after we had closed, we called their number and we got really nice people. They helped us walk right through it and it was a very easy process. So, all the contact even afterwards has been good. If we ever sell a mobile home and somebody needs a mortgage on, we'll recommend 21st Mortgage.

We applied with 21st Mortgage online on a Friday afternoon and got the email approval in a couple of hours. The process was smooth and I did not even have to do an appraisal because the tax value of the of the land that the house was on was so high. 21st could use the NADA value of the house. We dealt with Tyler and he was amazing and very knowledgeable. Lauren, who was on the home loan department was amazing as well.
The people at 21st were very upfront and sent us a detailed list of everything we needed to do and as we checked it off, we sent it in and they would send an update almost every day with what else still needed to be done. We were shopping for a mobile home and 21st Mortgage was suggested to us since they lend for mobile homes. I went online and filled out an application form which started the ball rolling. It was pretty straightforward and the application didn’t take too long. However, the underwriting process was arduous and it took a couple of months from beginning to end. We got hung up on the interpretation of coverage for insurance and even though we satisfied the benchmark, the time was at the end so we got to quit the scramble for another insurance company at the last minute at a much higher rate.
They put together a package and they included their own insurance company that they would recommend for the loan. The cost was $3000 every year and when I asked why it was so high, I was told that it was because of the age of the mobile home. It felt like somebody was getting paid off under the table here for the addition. I had people of similar aged mobile home like mine in San Diego County and the insurance was worth $400-$700. I talked to my dealer and they get raised from $400-$700 for the complete coverage and it seemed normal. That was way over the norm, something was very wrong about that and I’m glad I caught it.
They said they needed give you the minimum coverage. They give you the dollar amount and I got that through AAA in the form of insurance. Even though the insurance agent said I was covered, he didn’t accept that because they have a 20% allowance above and beyond that would have covered everything for complete replacement. They wanted a higher amount. We found another insurance company for mobile homes that would cover the entire amount and we were happy about that. It was the complete coverage for $700 secure. Other than that, I was satisfied. Everything went on schedule and according to plan. They were very thoughtful and and they produced all the documentation. Sometimes, they kept asking for paperwork that we already sent and I’m sure they were getting those documents but I just re-fax and re-fax.
I wouldn’t recommend 21st Mortgage to other people if they could find another vendor. I know the people at 21st Mortgage were busy. I phoned a lot and I approached the lending agent. I talked to her directly or Gmail and they seemed like they were overworked. Then she’d be on vacation and so I would be transferred to another department when I called them. It got a little disappointing toward the end as we approach our closing date. They got nervous and we wanna make sure that it happens by the closing date. We finally did it but it was down to the wire. It was harder and pretty long.

I had a bid on a cabin on a property here in Idaho. We ended up winning the bid and then come to find out this cabin did not have an actual foundation. It’s a mobile home that they built around and over, so it appears like any other regular stick-built cabin. I worked with a guy that used to be in a mortgage business and he says that there was this company he knew of that did loans on properties that did not have foundations, in other words, mobile homes or what-have-you on land so I contacted them and did an application. The application process with 21st Mortgage was pretty easy and contacting them was pretty easy as well. They were doing everything they thought that they could and phone calls were answered when I called.
My biggest problem was it took so long to close. The appraiser here in Idaho did not know how to appraise this since it was a mobile. Finally, 21st Mortgage just told her to appraise it as if it had a foundation because they need to get a number. It ended up being appraised for $95,000 and the loan I was trying to get was for around $60,000. But we were able to close the deal successfully. 21st's insurance seems to be really good, too. I got insurance through them and I figured it would be a higher insurance. Typically, if you go and buy a vehicle through a dealership, it’s usually astronomical. I normally insure all my stuff with Farm Bureau of Idaho and I had them review the policy that 21st was offering and they couldn’t beat it. They said, “You stick with that because they’re the only ones willing to do a full replacement cost on that kind of a property.”
I’ve recommended 21st Mortgage to numerous people. One of my neighbors up there where the cabin is has a stick-built cabin without a foundation and it’s just some blocks. Several people have looked at the property but nobody’s been able to get a financing. I told them about my situation where I was able to do it with 21st and he is notifying those prospects about it. Hopefully, they’ll be able to sell their place here shortly.

However, it took three months for the application and underwriting process to complete. It was a month longer than I expected as compared to other loans that we've had on the regular homes. When it was time for me to move my family, my realtor referred me to 21st Mortgage. He said they were good, so I just went with it. I talked with 21st Mortgage and it sounded like something I was interested in. Moreover, they treated me fine. The process was okay, but they should speed it up. It took three weeks since they kept asking for my old job and then I couldn’t find a couple of pieces of paper. The loan officer was all right and did exactly what he was supposed to do. He answered everything I asked him and if he didn’t know the answer he'd get right back to me the same day. I gave everything he said he needed, but he kept coming back because the underwriting needed a few other things. Nevertheless, I'd refer friends to 21st Mortgage.

We were wanting to purchase a home, but it was an older manufactured home. Also, we had filed a medical bankruptcy a year ago so we looked into a mortgage. We went with 21st Mortgage Corporation and they wanted bank statements, pay stubs from my husband, and a history of our mortgage where we got our mortgage. Also, they needed information about the home we were wanting to purchase as far as where it was located, how big it was, and if it was on a dirt road. The application process was lengthy, but it was good and totally doable. From start to finish, the application and underwriting process took about a month and a half. And we were super pleased with everything that happened.
It was great with the loan officer, as well. He was always pretty prompt getting back to us and he was very nice and pleasant. He explained things very thoroughly either with an email or talking to us on the phone. He completely let us know what the process was gonna be next, what we were looking at, and the timeframe. And he was always within that timeframe with anything. There were times he told us something was gonna take a little bit longer than it really did. So, we weren’t disappointed. Also, we had contact like when we had questions. I always felt like I could get a hold of somebody and they would answer the questions that we had pretty quickly. Even right at the end, I had questions and I really didn’t think anybody would get back to me but they did. I emailed early in the morning and within an hour, I had a response. So, I was thrilled.
We have a daughter who has some major health issues and it was necessary that we sell the home we were in and purchase the one that we’re at for financial reasons. And we found the experience with 21st just amazing. It was difficult enough to go through what we were going through but it was great with them and that was something that we really needed.

With nobody else financing mobile homes, I turned to 21st for my mortgage and had a horrible experience. To start, I went online and applied, and then everything came through. It was great. They assigned me to Chris and he was very nice and respectful. We went through the entire process, and then he went on vacation. He told me everything would still be taken care of. But it wasn’t. Another nice gentleman kept in contact with me. By the time Chris got back, I was already supposed to close on my house. And then, when the company mailed my paperwork, they mailed it back to themselves. We were on a time crunch, and they overnighted my packets to sign back to themselves. So then they took another three days because it was over the weekend.
It was a stressful situation. Once Chris went on vacation, the ball got dropped and the paperwork didn’t go through and nothing kept continuing like it should have with his coworkers. And then, the coupon book came yesterday but nobody has reached out to me about it. I had to ask Chris, “Who do I talk to?”, first of all. And second, they got a 30 or 45 days grace period for the payment but because mine was so screwed up and he emailed me and told me something about having to do it on the 19th of June, when we were scheduled to close. But I didn’t get to move in until the 25th or 26th, and my mortgage is due on July 15th, so it’s due in two weeks. I went on and I already paid it, so I didn’t get that grace period that everybody gets when they buy a house and I’ve been really upset. I'd tell anyone thinking of going with 21st to not do it and to find someone else. I’m waiting to refinance somewhere else too because it’s such a high interest rate as well.

I looked them up on the internet and found out the information, then I made a call to them and started talking to Ken, a loan officer. He stayed on top of stuff well, even if our file was not the only one on his desk, and my questions got answered in a timely manner. Once I had jumped through the hoops, we were able to get approved for the loan and we could go through the whole lending process. We got a conventional loan and it was for buying a new house.
The application and underwriting process was lengthy from the beginning till the end, but it was only because we put the closing date so far out. We started the process in April and ended it in June. Financially, I was looking at not doing any double payments in getting out of my rental. But the approval for the loan only took less than two weeks. 21st Mortgage made our mortgage happen and my experience with them was fairly simple, so I'm happy about that. I chose to refinance with the original mortgage company I was with and 21st Mortgage is also the only company that would refinance my mobile home. But when I bought my mobile home at a high rate around December of 2013, 21st told that if I made 24 payments on time without missing one, they would refinance it and drop 2 percentage points at the least. So after two years, I called them up but they told me that I was given the wrong information and that I still owed too much on the mobile home.
So after four years, I called again to get the rate down and they said that they could do it and that it should have been done two years ago. But then they only dropped my rate by a point so I felt like I was deceived. Even the application process wasn’t as smooth as I wanted. It may have been because of my employment situation though. I don’t get paid hourly. I get paid on a commission-based. Their loan officer also did the best he could. He went above and beyond and he definitely wasn’t difficult to work with. But still, I'm not happy and I'm just gonna try to get this thing paid off as soon as I can and get past it.

Working with them in closing my loan was very smooth. They made the appointment with the sellers to walk through the home. 21st Mortgage took the pictures and shared all the information with me. Once they did their walkthrough, get their appraisal, get everything done and once my financing was approved, it was done. They sent a check to the sellers and sent me the registration packs. I would recommend 21st Mortgage to other people.
