    I CAN'T BELIEVE HILTON HAS LOWERED THEIR STANDARDS. I am convinced that if Budget Inn or a motel had a grand vacation package it would be two times better that what I am dealing with right now. Please if you get an offer for a stay at a hotel do not do it. We book a stay in Hawaii for over $850 and the HGV group put us in a hotel that is located approximately 2 miles away from the Hilton Village Resort. What they did was they pick a nearby Hilton and added the word Resort to the end of it and tricks begin.

    Trust me. Stay away from Hilton. I think they also pass judgement over who you are just by your name. STAY AWAY from this nightmare. Long story short the hotel they put us in was 199 a night so we saved $200 woo when they promised to save us $1000s. Bunch of **. I will contact the Attorney General next if they continue with the lies. I also have all the emails they provide me changing the name of the Hotel added the word Resort to a basic hotel.

    We first became familiar with Hilton Grand Vacations when we received a call offering us a free trip to Orlando if we were to attend an hour long sales presentation. Since our daughter lived in the area, we decided to accept. On the day of the presentation, we were kept in that room for over 4 hours! We met with multiple members of the sales staff and told them over and over that we were not interested in purchasing, that this was more than we could afford, and that we would revisit the decision at a later date. We were told that this was a real estate investment, that we would be able to travel to locations all over the world while saving a significant amount on travel, and that once the loan was paid off, we would be able to sell this at a profit. NONE OF THIS WAS TRUE!

    They also coerced us into signing up for an American Express card with a 17% interest rate which was used for the down payment because we couldn’t afford a down payment. There are SO MANY FEES that weren’t disclosed to us. With the mortgage payment, interest, maintenance fees, booking fees, etc. we could book travel online with Priceline and save thousands of dollars every year. Later we learned that our daughter would inherit this financial obligation when we die. This is absolutely heartbreaking! We never wanted to put our children in this situation. We have tried to work with Hilton Grand Vacations, but they just ignore us. The Hilton name can no longer be trusted, and we will never stay in a Hilton hotel again! DO NOT BUY A TIMESHARE FROM HILTON GRAND VACATIONS!

    When we received a call from Hilton Grand Vacations offering us a stay in Las Vegas for a reduced rate, we thought it was a great idea. When we arrived at the required presentation, we were told that we could leave this to our children in the future, that this was a deeded real estate property, that we would be eligible for reduced rates on all Hilton rooms, and that if we ever wanted out as timeshare owners, we could sell this back to HGVC. They even added a first right of refusal on the buyback option. We now know none of this is true! While our children CAN inherit this, what they really would be getting is the continuous obligation of increasing maintenance fees. This is not something any parent wants to give their children! When we have tried to book rooms at the “reduced owner rate” we have learned that this is always full price – sometimes more than you can find the rooms at sites like Hotels.com.

    The reservation system is extremely difficult to use and the resorts they showed us in Europe were never available which is why bought this in the first place. Dissatisfied, we reached out to HGVC to take this back, as we were promised in the original meeting. After 6 months and several follow ups, we still have not received a response! We thought that Hilton Grand Vacations was a reputable company since we believed they had the Hilton name. We no longer trust them or the Hilton brand at all!

    When we received a call from Hilton offering us a discounted 4-day trip to Orlando if we were to attend a short presentation, we thought it was a great offer. Instead, we spent over half a day in a high-pressure sales situation where we made a purchase solely because we felt like it was the only way we could leave. Since becoming “owners” with Hilton Grand Vacations, all we have are disappointments. The points are impossible to use, there is no value, it cannot be resold, and we cannot rent out the unit for income like we were told.

    There are never available resorts for the times we’ve tried to book a vacation. This was supposed to be a private membership that was exclusive to owners, but that was just one of the many lies they told us. Later, we were contacted to purchase more points under the guise that this would allow us greater availability. Another lie! All we have gained are more fees and more debt. I never thought that a company with a reputation like Hilton would that treats their customers like this. The Hilton name isn’t what it used to be and it's absolutely shameful!

    I had an overall great experience with Hilton Grand Vacations. I did not buy their product or service. I just said "NO" and that was it. I completed all the requirements for the sales presentation and walked away. From the beginning, the salesperson that I spoke to by phone told me several times that I must attend the sales presentation in its entirety. The salesperson even stated in numerous times on the follow-up confirmation calls. It seems that a lot of folks jumped at the idea of a cheap vacation and never read the fine print or let themselves be talked into something they could not afford in the first place.

    My advice, don't purchase the timeshare if you truly cannot afford it, read ALL the fine print on the contract, and ask questions. Don't fall into the FOMO (Fear of Missing Out) trap. And if you do buy into it pay for it outright don't finance it and make the most of your purchase and use the points every year. Again do not buy if you cannot afford it or it doesn't fit your lifestyle. Use the presentation for a cheap vacation and walk away.

    When I called Hilton Honors to book a room for a trip, I was asked if I wanted to receive a discounted trip to Orlando. The only catch was that I needed to attend a brief presentation with Hilton Grand Vacations while I was there. We agreed and when we arrived at the presentation, we had our four kids with us. This was NOT brief! We were in that room for more than 4 hours!!

    This was a very stressful situation because we had to deal with our children, exhausted and bored from this lengthy meeting, yet the sales staff would not let up. They used this to their advantage and did not care about the way my family and I felt. My wife and I were not interested in buying a timeshare because we were in the middle of buying a home, which we told them COUNTLESS times. We did not want anything to affect our credit but the salesmen at Hilton Grand Vacation continued to reassure us that the purchase of a timeshare would not show up on our credit history, BUT IT DID go on our credit history.

    They told us that we could use this membership to stay at any Hilton hotel for $59/night, which we later found out is a $595 BOOKING FEE to be able to book the room as a Hilton Grand Vacations member! This was supposed to an investment of real estate and had true value, but I can go online and book a week in Orlando for $595, so where is the value??? It was all lies! As a Hilton Honors member, I trusted that they wouldn’t lead me astray, but I was clearly wrong.

    When we were offered a discounted stay from Hilton Honors if we were to attend a timeshare sales presentation, we decided to accept. When we arrived at Sunrise Lodge with our daughter, we attended the required presentation that was nowhere near short. It took almost an entire day! They told us that by making this purchase we would be buying a piece of real estate that would build equity and could be willed to our children. They neglected to mention that there were maintenance fees associated with ownership, that these could increase every year with no cap, the interest rate on the loan, or the true cost of this purchase.

    When we returned home, we believed that we were genuine owners of a piece of a resort in Utah. However, whenever we have tried to utilize this, we are unable to book ANYTHING during ski season! We continue to pay for this month-after-month with nothing to show for it. The costs have increased to the point that this is placing significant financial strain on our family, yet we cannot even utilize it! We never thought that Hilton would allow their clientele to be treated in this manner! SHAME ON YOU HILTON!

    Please think twice before deciding to own Hilton Timeshare or upgrade. I would love to share all the crazy stories and lies we heard but basically it is a joke. Unless you want to go to one of the same 3 Orlando resorts over and over it is literally impossible to get in to other resorts they show you. Our last experience was with Kathy ** in Myrtle Beach. We really thought we could trust her and she understood our frustrations. Basically they tell you lies to get you to upgrade then once paperwork is signed they keep telling you to be patient getting reservations at resorts outside Orlando. Please step back and take a minute before signing paperwork.

    We first visited Hilton Grand Vacations as guests of my sister-in-law. When we arrived, we were told by Hilton Grand Vacations that there was a mandatory sales presentation we had to attend, even though we were not owners. We thought this was strange but agreed since it was only supposed to be an hour. The amount of pressure we felt during this sales presentation was no joke. Hilton’s salespeople are schooled on how to push people into buying. It is as if the only way out is to give in just to get out of there. We spent close to 8 hours listening to them tell us that this was a real estate investment that would increase in value & our kids could inherit, that the resorts were private, a representative who would assist in planning trips and that we would be able to travel anywhere at any time.

    Everything they told us turned out to be lies! Then there is all the stuff they DON’T tell you, the increasing maintenance costs, the terms of the loan (our interest rate was 15%), the cancellation period that you have, or the endless array of fees. THERE ARE SO MANY FEES! Why would we want to leave this to our kids?! They are aware people want to leave and they take advantage of that. It is honestly a big mess to get into. I advise people not to attend these presentations unless you want to ruin your trip and your savings account. We thought we were part of the Hilton family and now that name means nothing to us!

    I have been a Hilton Honors member for years, and very dedicated to Hilton I might add. Last year we booked a 3 night stay in Las Vegas but had to cancel due to Covid. No refund but could reschedule for a later date. Well trying to rebook has been a complete headache. Finally found dates that the airfare is affordable, but no rooms available at the hotel of our choice. Oh but I can upgrade for $75/night! NO THANK YOU. I can book a handful of hotels on the strip for cheaper than this "awesome deal" they offered me. (With no timeshare presentation to have to attend.) Just airfare alone has already cost me a lot more than our original booking. If this is how they treat their guest I no longer want to be involved with Hilton.

    We have been owners for 11 years and in that time have used our points to travel to Bermuda, Hawaii 3 times, Austria, Montana, New York City, Myrtle Beach and just booked a week in New York and Las Vegas. We also can to go to the New resort in Tahiti in December! We have never had a problem finding properties available and even if we have used RCI points, the places have all been fantastic. Yes, they try to sell you more points, different property,etc. They are a timeshare company. That's what they do. We are happy with our membership.

    We have been owner for over 10 years. I once worked for a company that had a division of timeshares, and was told never buy a timeshare if you don't plan on using it. If you buy a 4 day package for 199 you should expect to get sold something, no free lunch. After reading all the reviews here, it is clear too many people are naive when they sign up and expect that they are due a cheap trip with no strings, and no pressure. Having said that we bought at the Hilton Club in New York and used the points every year. The year before last and next year we traded into The Crane in Barbados, a fabulous resort. Also we are looking forward to going to the newest resort in Charleston, SC in November. Between the Hilton Honors program and the Hilton Grand Vacation ownership we will never pay for a hotel or resort for the rest of our lives. We are happy because we knew we wanted what we bought, pressure was not a factor.

    Wow, where to start. I bought into this thinking it would be easy to use and we could vacation at all these great Hilton locations. WRONG! It's nothing like they tell you. Six years and I haven't been able to get into a Hilton location that I wanted once! I even waited until midnight for a solid week trying to be the fastest person to complete the registration for a location (9 months in advance), and when I did suddenly get one, it got taken from me before I could enter the credit card info. Less than 15 seconds!

    Here is the worst part. In 2018, my wife was diagnosed with ALL (one of the worst types of Leukemia). Before she went for a STEM cell transplant in 2019, I called to try to get some changes made to reduce costs. We were paying all the non-medical costs out of our pockets and getting ready to spend 4 months in Nashville in a hotel for the transplant. The changes were not as expected. It did reduce my Maint Fees but not my monthly. I didn't have time to deal with it and kept making payments. 2020, COVID hits. My wife is immunosuppressed, taking oral chemo, and can't be in direct sun because of the STEM transplant (like EVER! A minor sunburn, from UV-A/UV-B, the size of a dime reverses STEM cells and they eat you alive. There is no way to stop it).

    On top of this my wife is unable to work due to all side effects from chemo and STEM transplant and now on 100% Disability from Soc. Sec. I notified HGV in Feb 2021 we were not making any more payments (we are going into heavy debt at this point and can't go to 90% of their locations anymore because they are based on sun/sand/water). HGV sends me a cute form to fill out regarding our situation. It literally has a section regarding severe illness/cancer/etc.

    I submit the form with my wife's medical diagnosis paperwork clearly showing her cancer and STEM transplant (on top of a bunch of pre-existing that are now only worse), her Disability papers, and a full financial breakdown they request to be filled out showing the impact of her being on Disability has made to our finances. Response - Request to Transfer Property Denied! Now it's hitting my credit for non-payment (which at this point doesn't matter to me since I have more important bills to handle and have had EXCELLENT credit for 25+ years). I also secured a very large loan (unreported on credit) before it happened so I could consolidate most bills. So here it is:

    WARNING: Do not sign for or buy anything with HGV. You will be wasting $ and very unhappy. I don't know who reviews the medical and financial info submitted, but I guess someone has to DIE for them to even possibly consider doing the right thing. BTW, I had the exact opposite experience with Holiday Inn Club Vacations. Always able to get in, much lower overall costs at the time, and we were able to get the loan wiped away when we encountered our current situation.

    I called Hilton Honors to make a reservation, when I was done they transferred me to another line, did not know it was Hilton Grand Vacations, was never told it was a time share scam, was told it was a deal for future travel at a discount, even told them the Hotel I wanted in New York, he said I could do this, never mentioned a tour or commitment. Very disappointed in Hilton Honors for doing this, currently waiting a refund for lies they told me. Do not accept deals from Hilton.

    On April 28, 2021, Wednesday, I called Hampton Inn in New Smyrna Beach (386-898-9444) and made reservation for two days with our dogs. After the reservation, the person asked if I would hold on for one of their big promotions. I agreed, since we are looking for somewhere to go on vacation w/o the dogs. He transferred me to Hilton Grand Vacations where a female agent spent half an hour explaining they had a great package to a number of their resorts, 4 days & 3 nights. Normally it would cost over $900 but if we would take their tour which runs about 2 hours, it would only cost $199 plus tax. She asked me which resort and out of about 10 she mentioned I told her Hilton Head, SC. as we had never been there. She told me she would email me all the specifics after our call including our confirmation number and our reservation number. We had 18 months to decide on a date.

    After hanging up with her, I checked out Hilton Grand Vacations on Better Business Bureau. They had an abysmal rating of 1.1 from 370 customer reviews. All said to stay away, that the pressure of the sales presentation is so intense, many gave in just to be able to get out after being harassed so severely example: (1) “They hammered us for several hours. Tag teamed us when they could see we had no interest. Moved us to different areas to speak with higher level sales representatives - using different approaches and tactics to convince us to buy. After over 2 HOURS of listening and seeing their slideshows and wanting to get the heck out, signing seemed to be the only option left…” (2) Another, “HGVC IS A SCAM. We were completely lied to about everything.” Many haven’t been able to make their initial reservation at any of their resorts in over 18 months.

    From Consumer Affairs website, “We had been members of Hilton Honors for several years when we were contacted and offered a free trip to Las Vegas if we were to attend a 2-hour presentation about Hilton Grand Vacations during our stay. Who would say no to that? When we arrived at the presentation, we quickly learned that this was a high-pressure sales pitch. We told the staff countless times that we were not interested in making a purchase, yet they continued to pressure us for well over 4 hours...”

    Seeing these reviews, I knew I wanted nothing to do with Hilton Grand Vacations. The next day I still hadn’t received any email with the specifics of what I was presented over the phone. I called them back and was told these packages are non-refundable and that should have been explained to me. It wasn’t, so I asked for a refund on my credit card. She put me on hold for about 10 minutes and came back stating they would have to review the recorded call and would get back to me within 72 hours with their verdict. It is now May 4, 2021, Tuesday and still no email, no call, no communication from HGV.

    Called HGV back, May 4, 2021 at 2:06pm. Talked with a Dillion who checked my account and he informed they reviewed the tape and found she (original agent) DID NOT inform me it was non-refundable/non-transferable so it was gross misinformation on their part. He said they are refunding my credit card and that it will take 5-7 business. I guess I’m one of the lucky ones. Note: when dealing with these types, record date, time, person you spoke with and any status update.

    We had been members of Hilton Honors for several years when we were contacted and offered a free trip to Las Vegas if we were to attend a 2-hour presentation about Hilton Grand Vacations during our stay. Who would say no to that? When we arrived at the presentation, we quickly learned that this was a high-pressure sales pitch. We told the staff countless times that we were not interested in making a purchase, yet they continued to pressure us for well over 4 hours.

    As we got deeper into this meeting, they started to tell us things like this was a real estate investment that we could will it to our kids when we died, that we could visit any of their exclusive, members-only resorts, and that we could utilize RCI if there was no HGV property in the location that we wanted to visit. We have since learned that there are fees associated with transferring the points and if we try to transfer them to Hilton Honors, the exchange rate is absurd! We have tried to reach out to HGV to get answers to our concerns, but they just ignore us. We thought a company like Hilton could be trusted!

    We received a call from some Hilton Grand Vacations reps in 2015 offering us a low-cost trip to Las Vegas if we were to attend a one-hour timeshare presentation. This presentation turned into a four-hour ordeal, where we were pressured to the point where we felt that our only option was to make a purchase so that we could leave and enjoy the rest of our trip. In the past five years, we have been coerced into making two additional purchases. Every time, we are told that the next purchase will correct the issues and problems that we are experiencing with our membership. This has never been true!

    Our circumstances have now changed, and we can no longer afford this purchase as we need to pay for care for our aging family members. We reached out to their staff to see how we could sell this as we had been told continually that this would be possible. Much to our surprise, we cannot sell it and it has no value! They do not care and will not help us. We thought Hilton would be more compassionate!

    Buyer beware. The vacation package to Las Vegas, Myrtle Beach, or Orlando seemed good. 3 nights/4 days for $225. They failed to mention there would be an upcharge for weekends in Vegas, summer months for Myrtle Beach, and holidays for Orlando. Plus they will try to push you into a timeshare. That information was not disclosed to me over the phone when I bought the package. Now they are refusing to give my money back and they still haven't called me back about my complaint. I got off cheap in the long run but Hilton Hotels went down a big notch in my book.

    I was contacted by phone about a 4 day/3night vacation package. I asked many questions about the package, because I assumed it was a scam or a timeshare opportunity. Because I have been contacted and participated in a timeshare presentation I told them that my husband couldn't get off work to do the vacation with me. They told me over and over again that he didn't have to be there. I told them that I had not experienced that in past timeshares. So I purchased the vacation. I was also told that once I was at the hotel I didn't have to go to sit through the whole presentation. I had already purchased the nights, I just won't get the $200 voucher. I purchased this quite a while ago, but due to covid they extended the vacation offer. The last time I called I was told not to worry about the vacation, it would be extended.

    I called today to find out what I needed to do to book my vacation package, because I was not able to. sign in to the website. They told me that my package had expired and they could extend it for more money. That's when I asked again about my husband. This agent said absolutely he had to be with me, and I had to attend the presentation or the hotel would charge me for the hotel nightly rate. I told her that this was a lesson learned....$225 lesson! I advised her to take me off the emails, phone calls and such. I will tell everyone the dishonest tricks they play and the lies they will tell to make a sell. Gonna start shouting it from the rooftops!!!

    If I'd read reviews before purchasing maybe I'd not have gotten sucked in. I've read through a lot of these reviews (since buying in) and agree with all the discouraging reviews. I have been dealing with them for over 4 years now and it doesn't get any better. You can't sell it and if you do it's not worth half of what you paid for it. Transferring points is tricky and they told me I lost 7200 point because I somehow transferred 2020 point at the end of 2019 instead of the 2019 points that I intended to transfer and ended up losing. When I called to look into it they offer me a small fraction of those points (1400) to use with RCI if I paid a conversion fee of $250.

    So I have been a least trying to take advantage of points rather than lose even more. Booking a stay was painful as the concierge was working from home and completely distracted by his (I'm not sure what the noises were). Now that I have a reservation through HGVC I wanted to confirm with the hotel. Guess what? They have no record of the reservation for which I have already booked a flight to. So now I am trying to get back in touch with someone at HGVC, Saturday I was on hold for over 1/2 hour. Today in Monday and I have been on hold for over 42 minutes (still waiting) but it beats showing up to Mexico with no place to stay. PLEASE LEARN FROM MY MISTAKE. DO NOT WASTE YOUR TIME OR MONEY. THERE IS NO WAY IT CAN BE WORTH IT.

    I went to the Orlando Hilton Grand Vacation Club (HGVC) property at Las Palmeras for 4 nights in FEB 2021. For the king suite room, it was nice and the deal was great. For that, I thank HGVC. Bottom line, though they will tell you it isn't a timeshare, it pretty much is. They make the minimal changes necessary to call it some other clever term. You are joining a club based on buying partial ownership to their properties and it has lots of hidden fees and rules.

    READ THIS!!! In Florida, even if you sign a contract, by law, you have 10 calendar days, by the postmarked date you send the letter, to submit a letter of rescission and get out of the contract free and clear. I'd recommend getting USPS signed delivery option when you mail it. Better yet, don't even sign it. Just get up and walk away. They can't stop you. HGVC did refund the down payment I made very quickly. Read your contract, this clause is in there.

    The presentation starts with a well done exciting video and a well trained speaker who spews out $79 week long stays at exotic places all over the world. It's the only thing he will tell you as far as expenses. He will say this over and over and over. Sounds too good to be true? It is. That $79 is only the booking fee once you are a member. To become a member, you have to buy partial ownership to their properties (these hotel resort rooms). Depending on how many rooms and how long you want to stay each year and how many points you'll need to stay at such a place, it can be $30K, $50K $100K and probably more.

    Each year, you will get 1 week stay at any HGVC property throughout the world at the room size and level you paid in for. On top of that, you can also stay at many other places through their 3rd party network as much as you want for another $79 booking fee, plus what seemed like around $280 per week, you can get a place that would otherwise cost you like $1,200 for the week. You still have to spend more money to get the most out of your membership.

    There are many other perks and rules, but that's the main part. The more you spend and the more you use, it seems like you could make it a fair deal. But expect your vacation expenses to skyrocket each year. I couldn't afford that, and they didn't care. They kept coming at me. Remember, you'll still have to pay for transportation of your family, high cost of eating out and entertainment, car rentals, etc.. If those expenses stop you from traveling 4, 5, 6 times a year, then you won't be able to take advantage of this club membership. You have to spend way more money to have this work out in your favor in the long run.

    What I don't know is how much of a pain it is to book what you want when you want. I was told there are always rooms available even during busy times, but that was from a high pressure salesman. I didn't want to find out. I'm glad I exercised my right to rescission within that 10 days window after I got home. I had a bad feeling this would put me in financial stress and burden, and now that I'm out, I'm so relieved I didn't burden myself with this.

    For the $1,100+ yearly maintenance fee, plus the cost of monthly payments that was around $650 a month, and the one time upfront fee, I can take my family to a nice hotel once a year. BUT, it's my decision when and how. I'm not locked into having to keep spending year in and year out. They say your children can inherit this timeshare. Maybe. I guess so. But they also inherit the yearly maintenance fees. If those fees keep going up, it could end up being more of a burden.

    As you can see, you'll be pitched $79 exotic stays anywhere in the world, but that is only a very small partial truth and definitely designed to suck you in, work you over, and get you to buy something you may not be able to sustain after all the hidden fees and extra costs of increasing your travel expenses are factored in. Is HGVC dishonest? They have to cover the important fine terms. You will eventually get the truth, but it's designed in a manner to take advantage of you. It is without question deceitful. I don't like doing business with organizations that use this kind of marketing gimmicks and deceit. I like to think I'm more aware than most, but they even got me to sign though I had a horrible gut feeling. I thank the state of Florida for making a law that gave me an out. But you only have 10 calendar days after you sign the contract!

    We have HGVC timeshares for the past 10 years and we never used them as they are available always, we purchased for $25,000 and yearly maintenance fees of $1400 and you have to sell by less than 50% of the value. Please do your diligence before buying any timeshare. I wasted all my $$.

    Buckle up! Wife and I were young and impressionable at 26 years old. Got a cool trip in Vegas paid for and had to go to the presentation. It lasted 5 hours. We had no money but the concept was cool to us. We honestly said no 4 times. Each time they came back with a lower package for us. We had no money. “It is cool but we can’t afford it” we kept saying. We finally said yes to an every other year points system. Mostly so we could leave. We financed $15,000 and got 3,400 points every other year which equates to a one bedroom for a week not in high season.

    I left Vegas and went home. Had strong buyer's remorse. My wife stayed for her conference. I wanted out but needed to talk to her. By time we could talk about it our seven day free look period was up. We were in. Still Unhappy about the experience we called it our stupid tax. We paid the loan off quickly. Now owned outright. Still paying $1075 every other year to get our very little points. We can stretch that $1075 way further than what we were getting from HGVC. What we got vs what we paid did not sit well.

    Finally after years of sort of using it and paying RCI booking fees to go anywhere, we were done. Starting the get out process by listing my deed on the HGVC in-house resale market. Because they don’t allow you to list anywhere else. We were warned that it might not sell so price accordingly. We priced it at $1,000. Did not get a single offer per the course of 4 years for something we paid $15,000 for, stupid tax. We then priced at $100. No offer. I then said screw it I am done and will not pay fees I want to give this back to Hilton grand vacations club for nothing. I was pissed knowing they could make another $15,000 from high pressure selling to another unsuspecting couple, but I had to get out. I tried twice. The first time I was not committed and my wife did have a reservation in glacier so opportunity missed.

    In august of 2020 I started the defeating process of deeding the property back. Fully committed to being done. I stated multiple times on phone calls and in emails that I was not paying fees in four months January when due. I am out. The frustrating policy of HGVC they don’t respond to emails for 30 business days. They ran out the clock and as soon as January hit they said ok you can get out now but you have to pay your dues and not be able to use your points. So to recap I started process in august, they delayed till dues were assessed and now require dues and I forfeit points that I have to pay for to exit. I was told that I was being gifted an opportunity to get out and this does not happen everyday. I said I want the opportunity to use services I paid for and they said no. They told me if I rejected their offer of a deed back now that there would not be an option in the future.

    This was on a recorded call 01/26/2021 at 1:20pm pacific. So I don’t pay and they said I would go to collections. I do pay and get nothing. Or I continue to pay moving forward without the option of a warranty deed in the future. I never leave reviews, some places are good, and some are not up to expectations. This was predatory. Do not buy and put yourself in this situation.

    Go on the low cost vacation. Listen to the presentation. DO NOT sign up for a timeshare package. Don't do it. The salespeople are very knowledgeable and extremely persuasive. They're good at what they do. Don't give in. The package they're offering sounds good when you're listening to the presentation, but in reality it is a waste of money. Between the yearly (extortion) fees and the interest on your loan you are better off booking a condo on your own. Keep in mind that the loan you take works like a mortgage where the bulk of the interest comes out on the front end. If you do purchase a package, try to pay off the loan as soon as possible. I'm trying to sell my timeshare. If interested I'll give it to you cheap!! ;-)

    I have included my statement to The Better Business Bureau (BBB). I highly encourage everyone else who has had the same experience with Hilton Grand Vacations to do the same. The sales department lied about contract. We are continuously finding out more and more lies as they impact us financially. High Pressure/Deceitful Sales practices: Lied about club points never expiring at the Elite level. They changed contract terms without notice, but said there would be notice if any policies would change. They said that we could use this for Disney properties, which is only partially true. They did not allow enough time to read the ridiculously long contract and said that if we left before signing the contract (as currently written, including Incentives) it would be void.

    They told us that having two deeds would not increase our maintenance fees, but we found out afterward that it actually doubles them. That's the only reason we went with two separate deeds. They now refuse to combine our deeds even though they have them available in Cabo. We were told this during our last owners presentation on December 8th, 2020. Most Recent lie/Problem: Changed our point ratio (Club Points to Hilton Honors points) from 1:50 to 1:25 knowing more people would convert their club points to hilton Honors points during the pandemic because the club points expire. They are doing this during a pandemic where people are being ordered to stay home. So they are essentially trying to get people to travel against local stay at home orders because if you don't travel you lose thousands of dollars. They are exploiting people during a pandemic.

    I accepted an offer for a promotional 3-day stay so that I could take my daughter to Disney World. When I arrived at the sales presentation, I told the employees repeatedly that I needed to get back to my daughter so that we could go to Disney World like I had promised, but they would not stop pressuring me into a purchase. I finally gave in so that I could get back to my daughter and not ruin her entire day. Since that day, I get constant calls asking me to upgrade my membership or attend a presentation to learn how to use the membership. This was the worst decision I could have made and its never-ending! Do your research before doing business with this company.

    How I wish I researched HGVC before going to a sales meeting. We purchased one year ago and when I contacted them to buy it back, they will help resell it at a 90% reduction, with a min $500 fee. They tell you they will buy it back at the closing but don't mention it will be for pennies on the dollar. I don't know how these salesmen sleep at night ripping people off on a daily basis.     When we accepted a call from Hilton for a low-cost vacation, we thought it was a great idea! However, when we arrived, we spent half a day in their sales center being pressured into buying a timeshare. They sold us on all of the amazing places that we would be able to visit, yet when we returned home we learned that what we actually purchased was usage of the third week in February in South Carolina. This was not what we asked for and had told the staff many times that we did not want to visit Myrtle Beach a second time, much less every year. All the amazing places we were shown were only available if we paid additional fees over what we already had put into this. We feel like we have just wasted money, and no one will help us resolve this. Do not believe the lies!

    We have had nothing but horrible experiences with Hilton Grand Vacations. We were told that we were purchasing a piece of tangible real estate that we could sell at any time. Imagine our surprise when we went to do so and learned that there was no value to what we owned. This is not the investment property that we thought we were purchasing; it is just a liability from which we cannot escape.     The best way I could describe this is a money pit. Over the 3 or so years that we've owned we've never used it and really don't plan on it. Those meetings are whirlwinds. I'd advise anyone under all circumstances to skip them if possible. Don't accept any gifts, don't even accept the invitation. What makes me laugh at the whole thing is how desperate these people are to try and get you to sign up. They will say and do whatever you want to hear just to get a signature.

    The signature is signing your life away and your kids, literally. These contracts never end. You have it then when you die, your kids are responsible for it. I'm not sure what happens if you don't have kids but based on how it sounds, someone in your family will probably get stuck with this trash. I wish that instead of my mom struggling to get ready for retirement, I could help her get out from this. Hilton has no business treating people this way. They've nickled and dimed us to death over the last two years and they've got no empathy whatsoever.

    We purchased a package with this company. We were rushed through the sales completion process. We were told that we only had to pay what came out of our account monthly. That was a bold faced lie. The property was purchased in December we were charged maintenance fees for the whole entire year, we were charged an additional fee for activation and charged a membership fee that we were not told about. So here I am staring at a 1700 bill and we are currently in the middle of a pandemic and can't even use the timeshare. I called and was told well our properties are open so oh well. I asked how come I was charged maintenance fees for the entire year and the sale did not finalize until December. They said that is the fee for starting up. This has been a constant money pit.

    HGV lied to us when we purchased our Timeshare. At the time it sounded so good but after 5. Months into it we realized we just got ripped off for about 42,000. We can book anything, they charged our down payment on a credit card we didn't ever take out and the list goes on.. I called them to address my problems. They pretty much said "too bad, you're stuck with it". We did our research on how to get out and couldn't find a exit company with a lawyer that didn't cost less than 8k. I had a friend at cheych that told me about a firm in Nashville called Timeshare Debt Release and that they helped them with their timeshare with Bluegreen. So we gave them a call and they got us out. It took 6 months but we are out. I'm so upset with HGV for putting us through this. I've learned my lesson.     I have always stayed away from TimeShare promotions as I do not like to be lectured for 3 hours while I am on vacation. I was on Hilton Honors website and needed some help from customer service. After I was done with customer service, representative send me link to vacation promotion and I thought due to bad economy they are promoting their main hotel business. When I clicked on the link first page had choice of the location like Vegas, Miami and other place and second page I was giving my info and credit card. There was absolutely no mention of attending any presentation or my booking was final and not cancellable.

    After I booked my vacation, I am getting email with confirmation and with my surprise this was timeshare promotion. I called customer service and they said I cannot cancel this booking!!!. What a shame!. They cheat their own loyal customer like this?. I have the link and there is absolutely no mention of anything. These people are cheaters and hope no one falls into this crap.

    I bought the original contract just a few years ago in 2018 and then upgraded with two different sales staff members and they made this whole process sound like such a piece of cake. I was thrilled that they were so accommodating at trying to work out the best option for me at the time. Any reluctance I showed was met with the most warm and affirming comments that I was making a great financial decision. The second meeting I had, I didn't really know what I was getting into. They always say it's "one day only."

    I've come to realize that this little "one day only" deal is a total lie. I've done my homework to realize this is just a sales tactic. I actually looked up traditional sales tactics online because something just didn't add up to m, promises they made were not kept. My gut was right and I've been trying to cancel this ever since. At my age I'm making sure to put my health as a priority and I've further realized that Hilton doesn't share the same sentiment at all. The facilities that I actually could look at were nothing like I was shown, the properties were not spotless, and especially now with the pandemic, it's just not acceptable. Even if I was able to travel, I don't think I would ever use the HGVC properties.

    Wife and I attended a sales presentation which started nice. Everything turned ugly when after 1:15 hrs I told Richard that I wasn’t interested. The tone instantly changed and he insulted me and told me that my wife deserved better than a husband looking for a cheap vacation. He said, "I’m not here to be your friend but to sell you a vacation..." Anyway, I absolutely refused every offer and the attitude just became hostile.     High pressure sale for a product you will live to regret. If you take a tour because you wanted to save money on a stay, do yourself a favor and do not buy. They will push and push until you cave. It's like being waterboarded in a foreign prison, but I'm telling you don't do it. When we bought one big selling point was that you could convert unused point to Hilton Honors points. They have been doing away with this. They try to sell you on converting the points to RCI to use. What a scam that is! Using the points with RCI is such a crap shoot. One facility will be beautiful and another will be motel hell.

    It is obvious that there is no criteria used to be a part of the program. It is a grave disappointment that I suggest you run from. You would be better taking your money out to the fire pit and burn it. At least you will get some heat before your money is gone. Buying this your money is gone and you get burned with no heat! STAY AWAY FOR YOUR OWN GOOD!

    In November, I agreed to visit one of their sites (paying a fee) to consider buying a timeshare in this program. When our state, and the location we were to visit, went into lockdown, they assured me that I would have until the end of the year to rebook. Subsequently, they have called and tried to coerce me into a "better" deal so I won't have to pay more or lose my payment -- yes, *Orlando* in *July 2020*, at the peak of the public health crisis. When I said I would not consider it, their representative hung up on me!

    Today, I was called four more times and was hung up on twice when I asked to speak to a manager. An email about the first incident has not been replied to after a month. I have asked them to stop calling me and told them I will not travel right now given the public health crisis. They are condescending and rude and keep calling. I am canceling my Hilton Honors card and most definitely not doing business with this company. It's bizarre that they think these tactics will lead to a sale.

    I have been getting the run around far too much and too long from Hilton Grand Vacations. This company should be ashamed of themselves. We have been fighting them tooth and nail trying to get out of our contract but all they ever do is deny and ignore us. My husband, Adam, and I work very hard to keep our business going and this has become nothing but a waste of time and headache for us. Between my husband and I, along with the help of my father, we've researched results about our timeshare to see the cost of a vacation versus having a timeshare. We were astounded to find out that it is a lot cheaper for us without a timeshare!!!

    We were sure that by providing this information alone, Hilton would let us out of our contract and cancel this debt but they continue to deny every request every time we reached out to them. We have been trying for more almost two years to have our contract cancelled due to our financial hardship but Hilton doesn't care. Now, especially during these unprecedented times with the COVID-19 Pandemic, we cannot believe that we are still being sent past due notifications. We advise anyone and everyone against ever doing business with Hilton Grand Vacations. Family vacations will cost a lot less and there would not be ongoing stress with a long term debt to pay for a time share. They are full of liars and have terrible customer service. It is so sad that we, being honest, ordinary hard working people, are being duped by a supposedly reputable business as Hilton Grand Vacations.

    I purchased a timeshare with my wife and were told that we would be able to boom vacations everywhere. This is not the case. With COVID 19 we have fallen on hard times and reached out to Hilton to see about reselling our timeshare since we cannot afford it any longer. They told us it was out of our hands and since we weren't new customers they could not help us. You would think a large company probably taking in all the bailouts from the government they would be willing to work with its clients. I see they are not. I will seek legal representation to get out of this timeshare ownership and never recommend this company to anyone.

    Don't ever buy one from the presentation, these timeshares are worth zero! You can get them for $1.00 at eBay! Don't fall for their package deals and the Hilton Honors reward points. If you want to stay at any of their HGVC Hotels book at sites like Expedia or any other online. If you are dying to buy one buy them at eBay or similar site, research the seller of course. Some timeshare resale companies actually resell them in eBay!

    HGVC presentations are riddled with fraudulent and deceptive practices. At the presentation they will tell you it's an investment that you can sell any time, yes you can but maybe at $1.00 (one US dollar). They don't tell you about the high maintenance fees, the booking fees and the fact that even at Las Vegas you have to book many months in advance. They tell you about the points that you can roll them over, borrower or convert to Honor points. You can but with a fee. Customer service is horrible.

    I don't see how the sale of their timeshare is legal, there are selling you the right of you paying them maintenance fees forever and you don't really own it even if you have a deed, it's seller finance at usurious rates of 16% interest. At the presentation they will wear you down. They will tire you. Keep throwing "gifts" if you sign. Once they wear you down you would be ready to sign just to get out and they will rush you through their contracts and tell you, "Don't worry. It's legalese." You only have a few days to rescind depending on your state and they will make it difficult.

    They shine in only one thing, they have slick and highly unscrupulous sales person (sometimes I believe the sales person may not know the truth. They are so convincing.) but management definitely does as they have organized the whole show. It's an illusion show at a grand scale a la David Copperfield that makes the audience think he has made the statue of liberty disappear. But the only thing that disappear it's thousands of your hard earned money!

    I fell for this illusion and paid $15K for a studio at the Elara Hotel in Las Vegas. I was told a new tower will be build but it never did. This was back in 2013. In all those years I was only able to book 4 trips and only one at the Elara because you have to plan many months in advance, even if you are an "owner". The interest, on the loan is 16% and it's seller financed which means I am paying the Elara owners, LV Tower 52, LLC, for this usurious rates. Maintenance fees are about $900 to $1,000 a month. I could just book the studio at $100 to $150 a night or the two bedroom suites at $200 - $300 which is way cheaper.

    I was told I could book anytime, that the timeshare had value and I could sell any time. Which you can sell but at $1.00 (one dollar) and the seller pays the closing costs. It may only makes sense to buy it at the re-sale market, maybe. I consider the contract void as it was sold using deceptive and fraudulent practices, this is the only way they can sell a timeshare worth zero for $15,000. If HGVC was honest they would only charge the maintenance fees and that is it.

    I purchased my timeshare back in 2013 with Hilton. This is a buyer beware notice because all they ever offer me for availability is where I purchased in Las Vegas. All while knowing I have a family, the sales team in Las Vegas admiralty told me how easy it was to visit anywhere I wanted to in the world. The huge disclaimer - you can't book those locations, ever. I've gone as far as researching Hilton locations. I would want to take my family around the country in the past and see plenty of availability but as soon as I try to with my timeshare contract, there is nothing but Las Vegas. I've learned the hard way that this is some sneaky business tactic to sell high and provide no usable service. I've called, reached out to resales, and written to the company trying to voice my confusion and frustration with this booking discrepancy. They have never helped. Not once.

    We were duped. We were told we could go “anywhere”, any time. And “this is not a timeshare’’. NYNY is easy to book... One month after we signed up, my husband had a stroke, he was not able to fly. I tried to rescind, told “that’s too bad”, stay in a local hotel. I was told as a “new owner”, it would take awhile To”figure out the system.” I can’t get into anywhere. Every time I call, I do not get treated well. I paid off "the mistake’’ in November, still no deed, I called multiple times, told “it’s because of Covid’’...November.

    After over 30 years at this Hilton Sanibel cottages location one of my units had a lien put on it with Huge legal fees after they said I was 60 days in arrears for yearly dues. I had sent two checks for two units and only one cleared. I asked they respond as to what happened to my second check?? No answer just a lien on my unit. I paid the $1600.00+ for the dues but we are locked out if we don't pay the lawyer $278.00 for his letter. The management has always been snippy and seemed to think we work for them instead of them working for us. I would look somewhere else for Sanibel accommodations. They don't really care about the visitors as most have been coming so long they don't think they have to make an effort.

    So today, I cancelled our reservation due to Covid and the location where we booked our stay is where national guard has been put in place. The cancellation wasn't the problem, much smoother than expected. Then they tells me about the great offer on their Hilton Grand Vacation since I was a member and how I would receive 500 points at the end of the call. After 25 minutes of repeatedly telling them I'm not comfortable about making any kind of reservation with a credit card due to the uncertainty of everything this year. I had to hang up because they put me on hold while being able to hear this representative talking about the Airbnb he had booked with his colleague. I guess by not finishing my call, they didn't have to give me that 500 points. So don't get fool by their scheme!

    We did the tour and listened to the strong sales pitch back in January 2020. They supposedly gave us a great deal to stay at a Hilton property near Disney Springs. Upon checking the rates, we actually paid the going nightly rate for that particular stay. No biggie as they had promised a cruise and 25,000 honors points for attendance and listening to the pitch. While they did give us a cruise voucher prior to us leaving, we have yet to receive the honors points.

    As a travel agent, I had minimal interested in the club, but was cordial and genuinely listened to the details. They baited us to get us down there...a 7 hour drive from where we live...and then didn't even give all of the bait. As a Hilton Honors member who prefers to stay at Hilton Properties when I can, I was very disappointed with this business practice. Considering never staying at a Hilton Property ever again as a result. You're going to see this review in multiple locations online. That's exactly how ticked I am about it.

    Hilton reservations forwarded me to the site selling time shares, only fronted it by saying enjoy a 3 night stay for 2 night cost. Never mentioned it was for sales of timeshares. Asked to have an email sent immediately to go over the agreement, it arrived 3 days later after another phone call. When trying to cancel went through 3 transfers on the phone and an eventual dropped call. Will now go through credit card company to dispute charge.

    We bought a Hilton Timeshare 2 years ago. We figured out real fast this was a scam and everything they told us was a lie. We finally got fed up with it and hired an Attorney based firm out of Nashville called Timeshare Debt Release. We still had 8 years left on our loan and maintenance fees were going up. They got us out in 8 months and now we are free. Best decision we ever made was getting out.

    I went on what I thought was a fair deal vacation to Myrtle Beach with the agreement my wife and I participate in a timeshare presentation that was going to take approximately 2-hours on a Saturday morning. I did have to pay for my room up there at a Hilton Hotel, the rate was reasonable, I paid for all my food and transportation, so this was not a something for free deal.

    The presentation ended up longer than planned (~3 1/2 hours), but that was OK. People were nice enough, the property was beautiful, if this is what you are shopping for.... a a timeshare is an upfront ($$$) loaded vacation plan. And it's not inexpensive. After listening to everything and meeting with the sales rep.... and politely saying, "No, this is really not for us. The timeshare was beautiful, but this is simply not the type of vacation experience we are into at this point in our lives." From there we ended up meeting with two additional people who politely try to "pressure you" into purchasing. Understand, I have nothing against timeshares, I already own one in Mexico and have been happy with what I bought (purchased 25 years ago).

    Now my real problem with Hilton Grand Vacations.... ever since that trip to Myrtle Beach, I have been overwhelmed with sales calls from what I swear is every timeshare outfit on the planet. I typically hang up, however recently I stayed on the line to speak with the representative. I politely explained I had been to Myrtle Beach, I stay in Hilton Hotels all the time as a business traveler, but I have no interest in purchasing a timeshare. The woman on the other end of the line apologized and said I would be removed from the call list. Yet, I am still receiving calls from unknown numbers to me, from all over the country, all timeshare related, all the time.

    I find it very odd that until I had attended the Hilton Grand Vacation presentation, I've never received any solicitation calls on my cell phone for timeshares.... however, since attending Hilton Grand Resorts, my phone is inundated with calls. You put the pieces together. My dissatisfaction is not because of the initial trip to Myrtle Beach, I knew what I was getting into and wanted to check it out and after the presentation I said, "No thank you." The "after experience" with all these unwanted phone calls has has turned me really sour on Hilton Grand Vacations. While I cannot prove a thing, I suspect my contact information was sold by Hilton Grand Vacations, or at a minimum is being used by Hilton Grand Vacations telemarketers for the purpose of soliciting timeshare sales. The fact that the timeshares are from organizations outside of Hilton Grand Vacations has me believing my contact information was sold.

    So, if you want to spend a lot of money on a pre-paid vacation and end up with hundreds of unsolicited calls trying to get you to purchase yet another timeshare.... then Hilton Grand Vacations is right for you. So you know, I ran the numbers.... there will be an attempt by them to convince you it's a really good financial deal.... trust me, it is not.

    Went through the glitzy process in NYC. Was led to believe that we would have a LOT of options and almost no fees, and the exact opposite is true. Not sure how this is happening but I am getting the billing statements way after they're supposedly sent and they're constantly adding late fees and interest for payments I didn't even know were due. And in less than 30 days they send to collections. I would write off the loss and get rid of it if I could. Have never had a worse experience with any purchase.

    Worse Decision I ever made, The small details they don't tell you and how they tailor what they show you based on the questionnaire you fill out in the beginning, Example if you select Hawaii and International travel they will show you only Hawaii and small base in UK. There are no Hilton Timeshares in Paris, London, Amsterdam, Greece or places people frequent just an FYI. One property in Miami? Imagine that. Most of the Timeshares in Asia and Mexico. I was told I could go to Dubai because another sales rep had went, there isn't a Timeshare in Dubai? The amount of money you pay monthly and in maintenance fees there should be a timeshare in every US State. Then they show you how you can use your points in RCI, yes you can at a $200 transaction fee. In addition to the fact that you will have limited access to RCI Gold Star properties that are new and/or renovated.

    The RCI properties that they let Hilton to use are very old and outdated from the 70's, you have to spend a lot of time on that site to find something adequate. Also the RCI that we have access to, doesn't have anything for Hilton members in LA, Miami, Chicago, ETC. In addition based on the category you are in with your Timeshare most often the times you want to travel will not be available to you. Cancellations, you are an owner, why are you being charged if you cancel less than 30 days? Things they don't tell you about why you are sitting there listening to their sales pitch! Do I have buyers remorse? Yes! Do I reject buying a Hilton Property Yes. I wish I would have obtain a Timeshare from one of those companies that take them back if you decide you no longer wish to have it.

    It was a nightmare trying to book my dates. Their reservations department is horrible. They employ the rudest and most inflexible people. Every request is answered with a no. The accomodations were dismal and not at all what the original salesperson described. I don't understand how they are still in business. My recommendation, go to Expedia and you'll find a better deal in your own terms.

    My husband was diagnosed with renal failure after a silent heart attack in 2016. We purchased timeshare points in 2016. They gave us about 14000 bonus points for purchase. It was to be a trip to Vegas and Ireland for us. My husband got very sick just a couple months after purchase. With dialysis 3x a week, life hitting us hard we never got to take those trips. HGV took those points at the end of 2018. I spoke to them over the phone and was refused. After visiting Orlando again to try to redeem at least the points to Ireland for the purpose of my husband's ashes. Ireland was one of our dreams. I was refused unless I changed my contract with them which would have me owing them more money of course. I really feel after my husband's last $20,000 was spent with Hilton that they have not honored his memory at all. Just ripped us off. I do not appreciate how we have been neglected by Hilton Grand Vacations. And I am sure neither does my husband.

    While booking a United Airlines flight I was asked if I wanted to hear about a Hilton Hawaiian deal. I said ok as I go to Hawaii annually. The friendly salesman offered a great deal at one of many properties including my favorite. I said I was only interested if I could stay at a specific tower at the Hilton Hawaiian Village and he said yes, and said I would have a car and could book anytime in 18 months. So I tried to book 10 months in advance of my planned trip and was told that property was not available those days and didn’t include a car. So I said my dates were flexible. Well it turns out there were no dates at any time on their schedule-the whole year. They are still advertising.

    I found available through HGV on another website for a higher price but through this booking mechanisms they didn’t acknowledge it. They offered a crappy Hilton in Waikiki which I could buy myself for less. I have filed an FYC complaint. This is a scam. If you happen to be interested in a property they can’t get anyone else to book then I am sure it is fine as some reviews show. There was no fine print on any contract and regardless the salespeople are not allowed to lie or misrepresent the product. Don’t fall for this scam.

    I was conned into their vacation package for a stay at Myrtle Beach followed by a Royal Caribbean Cruise. After I booked the package I went online to read reviews and was shocked at how many bad reviews were out there so I proceeded with caution. When I went to book the Vacation they told me that June, July and Aug were blacked out from my "Summer" Getaway package. I told the representative I was never informed of this and told her I would call back so I could read the fine-print on my contract. I found nothing. I called back to cancel and they said it was non-refundable but they would be happy to book me during those months for an extra $200.00... there we go! Exactly the type of thing everyone else is complaining about and it is funny we all tell the same story but during a different part of the trip.. all these hidden costs they don't tell you about.

    Needless to say they can take my $249.00 down payment and shove it. I changed my credit card number and they are not going to get another cent out of me. Oh, and I am moving all my corporate employees that our company spends a great deal of money with "Hilton" to another company. This is ridiculous. How do they even sell these timeshares?

    Sorry to hear about all these bad experiences! My wife and I went to a "sales pitch" while renting a nice condo so we could get a deal on a luau and other stuff in Hawaii. My mom had RCI growing up and liked it but my wife was super skeptical. I wanted to listen and see what it was all about. The sales guy was super nice but also super cheesy almost like a self help type of guy. Anyway they are for the most part honest but there's so many little fees and things, you'd have to spend all day there to sort it all out. Not my idea of fun while on vacation. Also, the loan they offer you is like 13% so clearly this is a risky investment and if there is a downturn in the economy and people can't pay their loans, it's going to be a disaster.

    Best part of meeting was my wife telling the manager that this was all a "scheme" and the guy almost barging out in protest. Then she asked to leave with our kids which they let her and I stayed just because I felt bad. Pretty hilarious. Bottom line though: never do this kind of deal on a whim. There's a reason they want you to sign right away - so you can't do more research. :-)

    In December 2019 I was trying to pay my hotel fees ahead of time at Hilton Squaw Peak in Phoenix, AZ. The receptionist said that I had to call during the day as the finance office was closed. My call was then re-directed to Hilton Grand Vacations. The rep was very pushy. I told him that I had only called my hotel to pay ahead of time and was not thinking of another vacation at this time. Anyways, he convinced me that I was getting such a good deal, so I signed up. I was under the understanding that I had within a year to book my three night stay in Las Vegas. I paid an initial fee for the vacation in December. Well, today I checked my bank account and they had withdrawn $100. I was shocked! I had no knowledge that this charge was going to occur. My rent check would not go through as I had no sufficient funds, due to their charge.

    I called them. I was told simply that I didn’t book within 45 days, so that’s why I was charged $100. I was told that the manager was busy and would call me back in an hour. She ended up calling me way later on my phone. I called her callback number and it was a fake number. The package deal was never fully explained to me. I feel like I was totally taken advantage of. Yet alone suffering from the embarrassment of asking my dad for rent help. Yet alone the non significant fund fee of $30 that my bank charged me. Anyways, I emailed them and again requested a full refund. No response. I cancelled my debit card with my bank. Therefore they will not be able to charge me “here and there” small amounts at a time (thinking I won’t notice).

    My family and I are so dissatisfied with Hilton Grand Vacations. On top of an already lackluster experience, their customer service is on a whole other level. We have been trying to speak with the company for months about how unhappy we are as timeshare owners and NO ONE ever answers our calls. No one answers our letters. The only calls we get are from people trying to get more money or trying to get us to upgrade. After the experience we’ve had we refuse to dump any more money into the greedy hands of HGV. We were pushed to upgrade to elite status for all these great added benefits including no booking fees. It turned out that was a lie. Every time we try to speak to Hilton about it, they push it off as if it was our “fault.” This company takes literally no responsibility and never makes it right.

    If you have the money and you are a habitual traveler then you will come out even. Everybody else stay far away from this scam. You pay your loan or purchase your level of ownership. Then you pay an annual fee. Then you pay for everything you do. Online booking fee, that's complicated so you call for booking, that cost even more money. Transfer points pay, move unused points you pay, oh and you could only transfer them ones. You forgot to move them, you could reclaim within 30 days, 300 plus dollars. We offer an autosave option you pay between Jan 1-Mar 31.

    Before you do this, read every document, every line, and know when the salesmen are talking to you they're talking about the highest echelon of the program. Hilton Honors is the same way, they have a Hilton honors booth, oh that's for the next level. Again, if you have money and time to manage the loopholes, and you travel a lot, this program is for you, however, not the level one package, you'll need the 3rd level. Make the salesperson explain what you could do at your level of purchase not what can be done with the program.

    Hilton Grand Vacations sounds so great during their sales pitch (we have been with HGVC since 2014 so we have a little experience). You have your "home week", but you can "stay anywhere you want"...that's what they tell you. Right. What they don't tell you is that unless you love Orlando and Las Vegas and want to stay there all the time, good luck in getting reservations at so many of their more awesome locations outside of the US. These other great locations have limited rooms so you are literally fighting to get 3 nights. Plus, you can't book more than 9 months out...really?!?

    You end up spending hours upon hours searching, planning, etc. for the perfect month long European vacation, and then to be pushed out by the multiple other people that are fighting for the same property...maybe they just had a slightly faster internet connection??? Anyway, the cost to keep this is definitely not worth the headache and not getting the stays we really want. We have friends that have similar properties with other companies and they don't have any issues with booking vacations...even at the last minute. Addio Hilton Grand Vacations.

    I got misled by the reception in Calgary when I was confirming a reservation for a Union conference there into being transferred over to the HUB salesperson. I was pushed into buying a 3 night stay in Orlando with one of these "no obligation" 2 hour sales pitches. I want to visit there so I took it. Now having read all here and knowing my parents' super negative timeshare experience I'll just flip it back on them. I'll go comply sure. Sit for 2 hours max but I'll just walk out when they're done, get back on vacation and sign nothing.

    My advice to anyone who got one of these lined up is accept 2 hours is already taken up listening to BS from some timeshare lackey. Book this time so it fits in with your own schedule. Sign nothing and when they ask if you're interested just say "I'm not interested." When they try push just say "I'm not interested. Which part of that do you not understand?"

    If they try to ask stuff like "Where would you like to visit? We got good resorts all over." Say "well the only places I'm interested in visiting are Uzbekistan and Ethiopia." That'll throw them off the loop. Then at 2 hours as they try to push it say "Sorry I'm an alcoholic and I need to get my next whiskey. Where's the nearest freaking liquor store" and walk out. I'm not really worried or fussed about the sales pitch bollocks as I already have it from them in writing it's only a 2 hour meet. I'm very obnoxious and extremely sleazy so I guarantee they'll be glad to see the back of me. End of I say END OF. As to their $200 voucher or whatever they can toss it.

    I was tricked into booking with Hilton Grand Vacations but decided to give it a try since I'd already invested $170.00 for what I thought was a weekend in Vegas. Never would I ever recommend Hilton Grand Vacations (HGV). From the minute I said yes to the offer (through Hilton Honors) the problems began. I was transferred around to three different people when I tried to book, promise after promise was made and not even one was kept (ie; high floor with a view of the strip, car service, and more), the hotel itself had no hot water for a shower, no salt/pepper, dish towels, etc. in the kitchen, the remote for the TV doesn't work and the TV in the bedroom doesn't work correctly.

    Topping off the long list of problems, you're set-up to miss the presentation you must attend in order to not pay over a thousand dollars for your stay, I was scheduled to attend at 4:30 pm then someone changed the time to 12:30 without telling us, I left 3 messages with "my contact" with no response, then spent over 45 min. on hold, with HGV attempting to confirm what time the presentation as I was scheduled to attend and not one person could or would confirm anything! Then my phone began to ring and it was someone telling me I missed the presentation and was going to be charged $1112.

    Once again, I contacted HGV at the phone number provided and finally was able to reschedule for the next day at 11:15 am. During the time I was on the phone rescheduling, I received another message stating I was scheduled to attend at 10:30 am!! I then spent another hour attempting to figure out when I was scheduled to attend. All in all, this vacation has been a total bust and not worth the money I spent. I'm puzzled as to how or why Hilton Grand Vacations would think I would spend my hard-earned money when dealing with them was terrible and one mistake after another, and the hotel couldn't even provide hot water for a shower!

    The Hilton Grand Vacation (HGC) facilities are very nice but their business practices are very shady. When you meet with them the sales rep will tell you how great ownership is and they’ll scribble numbers on scrap paper. If you’re really acting interested they may bring someone else over who will show you some numbers on a tablet, but they never give you anything on paper until you commit to signing a contract, which they insist you do before you even get up from the table. They will not allow you to take an offer and think about it even for a couple days. If you leave the room the offer is off the table.

    The last time we met with a salesman for an “owner’s Update” they told us that we don’t even have the minimum number of points for a week in a one bedroom unit in the off-season. I don’t know why they sold us that amount of points or how we’ve been able to use them, except that we never stay any one place for an entire week. When we told them that they don’t have facilities in a lot of the places that we go on vacation, or in the vicinity we want to stay, they told us that we are not seeing all the facilities because we are not in the Gold Tier (peak season).

    I don’t believe that because anyone can Google and see where HGV facilities are located. Then they told us that someone made a note in our file that we had not responded to an offer because we didn’t reply to their telemarking calls. They did not follow-up the phone call with mail or email, so there was no written offer. The alleged offer was to convert our points to Gold tier, of course we would have to pay the difference in price.

    For our below minimum number of off season points we have already spent $27K plus annual maintenance fees. In order to convert them to peak season, and buy up to the minimum (which according to them was 500 more points than what was printed on the big desk blotter in front of us) would cost an additional $18K. They said if we paid that all the doors would be open and we’d have access to so many more benefits and facilities. I asked for a couple of days to think about it and they said NO, it was a one time offer. So bottom line, $27K + $18K = $45K for one week in a one bedroom unit in peak season.

    We were told that a two bedroom unit went for $6K/week for non-members so if I assume a one bedroom unit goes for $5K a week it would take 9 years to break even. But don’t forget the annual maintenance fee of approx. $1,000 per year so that’s another $9,000 over those nine years, and there’s other fees for everything. There’s a reservation fee, a fee to let someone else use your points, a fee for converting your points if you don’t use them, etc.

    Overall, if you want to spend a week of vacation every year in a HGV property than go for it. We decided that we can use the $55K for many vacations without being limited by the HGV facilities. We can find very nice accommodations for much less than $5K/week. Whatever you decide, do not be fooled by their marketing ploy that you can pass it down to your children. They don’t want it and they don’t need to be stuck with the annual maintenance fees. There is no resale value. The only way to get rid of it is to pay a lawyer to get out of the contract.

    We've been thru timeshare presentations in the past but that industry has moved on to "points". Our sales presentation took over 2.5 hrs. Their guy never heard of IHG really? Where I have highest level status. In the end they offered 2100 pts that supposedly could cover 7-9 nites for $16.9k plus $1000 closing costs for what. Sellers always pay closing costs in FLA plus $647 annual maintenance plus $69 each time you make a res.. Guy and closer kept saying this was n investment. A lie actually an ever an ever increasing liability. Other reviews have mentioned other feed we weren't told about. At IHG I could buy 7 nites for the annual costs (and get pts) and still have the $18k. This is only a good deal for Hilton.

    I wish I did go read reviews like this before buying a Hilton Grand Vacation membership. It's less than two months and we havent have a vacation yet and I'm so stress about all this fee and so unsatisfied about this! Totally nothing! Hgv member but we are not able to book a place we want to go. We are not able to pick dates and how many nights we want. It's like giving away money to this big companies! Now I get it why they are rich. It's because they are all liar and they don't give you what they sell. While writing this I'm crying right now. I felt so guilty that I put my husband in this hard situation. I was the one who convinced him to buy a membership, but we are not happy. All these fees that we pay, closing cost, activation fee, club due, maintenance fee is just too much and I hope I realize it before!

    They don't even explain us about the recision period and they told us that if we don't want it anymore they will buy it from us. All we have to do is go back to them. Well in fact it's more easier to book a vacation on a booking website and way more cheaper. The maintenance fee that we can use for vacation already! You will book using points or in RCI but you still have to pay fees for reservation, so what we HGV member get from you? Nothing... Please guys I need some help in depress right now. Is there any way we can back out? We purchase it Nov 12, 2019. I need some help. Please send me an email and your comments will be appreciated. Thank you in advance.

    My experience with Hilton Grand Vacations, except for my initial trip to Vegas makes me very sick to my stomach. I got an offer for the Vegas trip while making a reservation for a local Hilton hotel. It sounded like a great opportunity to go on a short vacation with my friends. My brother in law asked how I was able to receive such a great offer. After explaining to him that I would have to sit through a 2 hr long presentation (which actually took more than 3), he explained to me that I was going to a time share presentation and that no matter what I was told, to say no.

    At the presentation, I was paired with Saeid, one of their representatives. The first question he asked me was if I knew why I was there. When I replied that it was a time share presentation, he exclaimed that it was not. I blindly believed him, releasing all of my inhibitions and becoming open to what he had to say. The presentation was full of images and videos of places like Bora Bora, the Maldives, and Tahiti, all of which are not Hilton Grand properties. They sold the dream that you would buy into a club where you could go anywhere you wanted for a fraction of the price that others would pay. This all sounded good, but I was still not sold. Once the main presentation was done, everyone moved to a back area with their representative. This is where they broke down everything to a personal level. Here begins the list of lies.

    I explained that I was in the military and wasn't sure how much I'd actually be able to travel. Saeid ensured me that the best package for me would be biennial and that I could roll over my points for when I'd finally be able to use them. Even though this is true, I was not notified that I could only roll them over for one year. The cost of this is $108. After that year, I could roll them over to RCI points or Hilton Honors points l, which I would also have to pay for. Speaking of converting points, this is the main reason I was sold. Saeid proceeded to ask how much I typically spend on hotels. When I first moved to the state I was residing in, I stayed in hotels quite a bit whenever I wanted to spend a weekend in the city. It was about 2 hours away and none of us wanted to make that drive twice in the same day. Once we realized how costly it became, we stopped booking hotels and took turns making the drive.

    Saeid explained to me that if I was already a Hilton Grand owner, that I would have been saving a lot of money on the hotels I was staying in. He said that I could convert my Hilton Grand points and use them to stay at ANY regular hotel that I wanted. The RCI conversion is only for Resorts. The Hilton Honors Conversion is only for Hilton hotels and is at a 1 to 20 rate. I looked up the cost of booking a hotel with Hilton Honors points, I would only be able to get about a 4 day stay out of my total years allotment.

    The total package I purchased was $20,000 for 5,000 points biennially. I was charged about $600 in interest within the first 2 months. I quickly converted their loan to a traditional one and paid it off quickly due to not wanting to be charged interest. I'm getting charged about $900 biennially, and almost $200 in HOA annually.

    When Saeid was trying to sell me on purchasing, he broke down the cost to its worth within about 25 years. I took the same breakdown to calculate the monetary value of my points. When you add up everything I've paid/will pay, the points actually end up being more expensive than just booking a regular stay at the same resorts. I looked up a resort in Hawaii and found that I would be charged a resort fee by Hilton Grand that is higher than what people would pay with a regular booking. On top of this all, you still have to pay a booking fee for each stay with Hilton Grand. With some resorts, there's a mandatory "all inclusive" fee. One resort I looked at is $200 per day.

    I've put so much money into this in such a short time (almost $25,000 in a little more than a year) and this isn't the end of it. This whole experience has been very stressful and now I feel like I'll be forced to take a lavish vacation every year just to get a fraction of my money's worth. Saeid played on me being in the military, even showing me pictures of other military members he had signed. I'm sure that he's using my picture to do the same. This is one of my biggest regrets in life and unfortunately, it looks like it'll stay with me forever.

    Hilton Grand Vacations Club 'ownership' is a scam!!! The maintenance fees rise every year. Ours are currently well over $4,000 yearly. Plus nothing is ever available when you want to vacation. AND, every time you book or save points, you have to pay again!!! Once you get in, the timeshare is worthless. We have been trying to sell ours for years but cannot!!!

    Don't ever sign-up no matter what. It's a scam. I have been member for last 3 years with HGV. 15 years with Hilton. Hilton has been always a great experience. HGV is not same as Hilton. HGV has spoiled Hilton reputation. If you learn HGV system, you still can benefit out of this. But it's very complex and probably not worth time spending with so many options out there. There is no way to get rid of timeshare unless you give way for free. Stuck with HOA forever apart from loan.

    We bought a time share five years ago. We also took advantage of the welcome discount package but when we did we already had decided on purchasing a time share. The bottom line for us is that it is worth it in terms of the experience but not in terms of cost savings. The time share forces you to travel so as to take advantage of your points. We purchased in New York City. Our 7,500 point package allows us between 12-15 nights a year in New York. If we paid for it without the time share, the yearly cost would be around $5,000. Throw in the yearly $2,000 maintenance fee and the $55,000 to buy the time share, and it will take 20 years to make back your money. But, if we did not have the time share, we would not go in as often, or we would not book a room as nice with all the extras. You are paying for convenience. If it is solely about the money, then NO. If it is about the overall experience, then YES.

    First you will receive call from Hilton Grand Vacations that as promo you will receive 4 days of accommodation in our fine resorts and instead you just need to attend sales presentation. Unaware of scam I bought it. When I reached for presentation, a sales guy will come to you and will discuss about your dream vacation. They will talk about your vacation plans for 40 years or something and will compare it with their package. To buy 5000 points of hilton grand vacations you need to pay $30k. This points you can spend for a week of vacation. This doesn’t stop there, you need to pay some maintenance fees of $1800. Once you buy it, you can’t cancel for lifetime. And there is so many hidden charges.

    To get rid of this program, you have to sell it to some person. Like you are selling $30k car, which doesn’t exist. You have to convince other person to buy it. What a freak show. I said no to buy, so my offer is disqualified and I was kicked out from hotel. It completely ruined my holidays. If you are only idiot on this earth then only you should buy this ownership program. I would say it’s scam program. They just want to take money from customers.

    I wish I had come to this site before agreeing to purchase this great deal. I was offered a choice of very inexpensive hotel stays after reserving a regular hotel stay with Hilton Reservations. They promised points on Hilton Honors program and a choice of Park City Utah or Chicago. When I said I was in a hurry and not sure which of those would work, the sales person (very nice but apparently dishonest) said he could make that work by having me buy one but adding a note that I would be able to switch (at a slightly higher fee but no penalty) to the other if that worked better for me. I paid and then never received a follow up email and thought, with a bit of relief, that it hadn't gone through. Instead, it appeared on my credit card bill and a month later someone called me from Hilton Grand Vacations and asked me to reserve my dates. They sent an email that had details I had never seen before. I then said we would like to go to Chicago instead and they said that I wasn't "eligible" for that.

    I explained what the sales person said to me to the supervisor and they denied that that happened, said they had "tape" they had checked to prove it. I asked to listen to that and they said my lawyer would need to ask for it. I asked for a full refund multiple times and they said they wouldn't give it to me but I could go to Las Vegas instead. The attitude on the phone was not a business interested in doing the right thing by customers but ones that obviously tell you anything to get you say yes and then switch the terms. Really, never again. I have asked my credit card company to dispute the charge.

    I spent $20K to buy points. I was shown a list of properties including Bali and Japan, All over Florida and NY etc that I could use my points. They even told me I could use points to rent sailboats. As soon as I tried using my points, I found out that the Bali property was no longer available. The Japan property was 4000 points a night, when I could book a room there with cash for a fraction of the price. OK, I tried to stay in NYC, but the place that I bought the points from as well as another property there were only available to owners at that property. OK, I chose another property. They wouldn't let me combine points, so I ended up losing 500 points, or pay $108 to move them to next year which I also probably cannot use them.

    OK, I tried looking at RCI, but you have to pay an addition $289 booking fee and also fees if you stay less than a week. OK, I tried renting a sailboat through their brochure. You cannot use points. They offer a 5% discount instead on their inflated prices. OK, so wife and I were going to be in Orlando for business and we had 5 nights between shows. They had 6 or so properties on the Gulf Coast which we wanted to explore. Nothing available even checking every week. I called them and they said, these are old style timeshares and the owners use them or rent them on airbnb. I am completely screwed. The only place I can book is Orlando or LV and neither of them would I ever dream about vacationing. What a ripoff!!! If there is ever a class action suit against them, please count me in.

    I inadvertently booked a vacation package with Hilton Grand Vacations after being transferred over from Hawaiian Airlines, where I was making an adjustment to a flight reservation. The weird part was that it was not clear to me that I was BEING transferred until I was on the line with a Hilton agent (this was confusing on part of the airline, not Hilton, really). Seriously boneheaded move on my part to go along with booking something without asking nearly enough questions; I mistakenly assumed that I could look over the details later via email when a customer service agent would follow-up.

    Anyway, my positive experience is with Danny, a Guest Experience Specialist. He followed up with me via phone and email to address my concerns and even went so far as to refund me the paid deposit on my vacation package. He really made an unfortunate situation into a good one, and I would definitely look into staying at Hilton hotels (although perhaps not a non-refundable vacation package -- lesson learned!) in the future.

    I agreed to listen to a presentation for 500 HH points. I listened and the guy kept pushing me every time I said no and came back with a better offer. In the end he said he could give me 35,000 points if I agreed to this promotion. I agreed because I can not purchase 35,000 Hilton points for the package price of $167. He told me my points would immediately be credited to my account. Well not only did it take me 2 weeks to get the terms of the promotion in an email, but they did not credit me my HH points like they said. In calling to inquire about it, they sent to an incorrect email address and told me I would not get my points until 8-10 weeks after I sat through a 2 hour presentation. Other terms were not fully disclosed on the phone, such as only 2 people can occupy the room and there are certain dates you are not able to book. Buyer beware! Just so you know, Hilton Grand Vacations is NOT affiliated with Hilton Honors.

    I booked a HGV in Hawaii, great deal right 699 for 5 nights and listen to a presentation. Well, the whole experience was a nightmare and I cancelled this booking. #1 What they tell you is literally a quarter of the truth. I was told resort fees and parking are waived and I would be put into a room similar to what I would be considering purchasing... Nope, they wanted to put me in a queen room, still would be paying parking fees and would not extend my stay as I had originally mentioned several times during the call. To be "upgraded" it's an additional 115 per night and 250 per night for extra nights if available and would not honor my points as they didn't do that.

    #2 I was told it could get a full refund if unhappy with the way this was going as I was, this is just a tip of the iceberg after multiple calls and conversations.. Nope, I had to pay for another package and they would refund me the remainder which basically took off 111 of my original paying price. If the original process of just trying to book this and get filled with a bunch of nonsense, that tells me this is not who to do business with for a " timeshare". No thanks.

    I reserved a room at a local Hilton hotel and was transferred to Hilton Grand Vacations to hear about some vacation deals that were available in other states. After hearing about some promotions, I booked a 3 night package in Orlando under the pretense that it would only require that my husband and I take part on a "hotel tour" when we arrived. That seemed okay but after receiving the confirmation, I found out their so-called "hotel tour" was actually a requirement to attend a 2 hour timeshare sales presentation. Multiple times during my call, the agent used the words "tour, property tour, you'll be shown all the amenities at the hotel where choose to stay." At no time was there mention of a timeshare sales pitch. Had I heard a single mention of a timeshare, I would have quickly declined their offer.

    I suppose I should have known that the offer was too good to be true, but I trusted that the local Hilton Hotel was a reputable hotel. Unfortunately, the Hilton brand is not and after seeing multiple reviews for Hilton Grand Vacations, it's apparent they operate in a very deceptive manner, knowingly misleading people into purchasing their packages.

    At the end of the day, I was scammed by Hilton Grand Vacations, Inc, a company that is headquartered in Orlando Florida and knowingly violates Florida's Deceptive and Unfair Trade Practices Act sections 501.201-.213. The Act is intended to “protect the consuming public and legitimate business enterprises from those who engage in unfair methods of competition, or unconscionable, deceptive, or unfair acts or practices in the conduct of any trade or commerce.” § 501.202(2).

    The salesperson, Cecilia, who sold me the package was in Nevada and she knowingly violates Nevada's Deceptive Trade Practices Act: When a consumer is buying a good or service, the seller cannot deceive the consumer about the good or service, as defined under the Nevada Deceptive Trade Practices Act (NRS 598) and its related laws. A deceptive trade practice includes a seller making a false statement or misrepresentation about its goods or services, or failing to disclose material facts about its goods or services. I plan to file complaints with Nevada's and Florida's Consumer Protection Divisions also because these deceptive and misleading tactics are simply wrong.

    I was sold a HGV package with the understanding that I was traveling to NYC alone to visit my daughter. Only later did I find out that it was a timeshare pitch and my wife had to be there. I tried to tell them that this was not disclosed but they said that their quality assurance said that they their recording indicated that they did. I asked to hear the recording but they wouldn't let me. I decided to take a loss and get a partial refund back. Lost $100 and chalked it up as a lesson for thinking that Hilton is a reputable company.

    I called Hilton hotel regarding my existing reservation. The rep asked me to stay on the line to listen to their resort sale’s pitch and I will get 500 bonus points. (I did this before and found it to be an easy way to collect extra points.) So, I listened, which was for 4-day stay for $199 at Las Vegas, NYC, Orlando, or Myrtle Beach. After the guy finished talking, I declined. He surprised me by lowering the package price to $99 and also offered me 20,000 bonus points! Now THAT’S an offer I couldn’t refuse! All I had to do was to sign up for the package and attend their 2-hr sales presentation at the resort.

    I told him that I wanted to visit Washington DC, not the places he mentioned and he said that’s not a problem. He said the confirmation email will have Las Vegas as the location, but that I could change it when I’m ready to book. I asked if there were any blackout dates for the DC hotels. He said no. It sounded like a perfect weekend getaway for my husband and me! I bought the package and was charged $112.25 ($99 plus tax) upfront.

    The rep assured me that everything is recorded and that he will send me an email to confirm what he just said. He was partially right. He did send me an email, which basically told me to attend the sales presentation. All the others (i.e. 4-day $99 package and 20,000 bonus points) were not mentioned anywhere. The email’s “DETAILS OF PARTICIPATION” was printed in black background with tiny, TINY, white letterings! I had to copy it to my Word document in order to read it. It was not very reassuring. I Googled reviews for Hilton Grand Vacation (HGV) and found this website. The reviews were very disturbing. I called HGV customer service to cancel my reservation. I was told to read the 2nd sentence of the 6th paragraph of the details where it is written “non-refundable”. My heart sank.

    I tried to think positively. After all, it was a pretty good deal – right? Why not take advantage of it? So I called HGV again and asked for the availability for the following month in DC. I was told yes, there was availability for the days I wanted, but it won’t be for 4 days but 3 days only and I would have to pay additional $116 to book it. This was certainly not what I expected! I asked again for a refund, stating that the term and condition on the email was not the same as what I was told. The rep went to talk to her manager and after some time, came back and told me that I could get my refund. I wasted a whole day because I got greedy. Lesson learned.

    Here is what I know about HGV package:

    1) Your choice of hotels from this package is limited.
    2) You need to pick the dates that will correspond to the 2-hr sales presentation; otherwise, your package will be disqualified and you’ll have to pay the full resort fee, plus premium costs (not sure what this is) and taxes.
    3) The sales presentation will not be on the first or the last day of your stay. The time slot you choose depends on the limited availability.
    4) The sales presentation will not be at the hotel where you are staying, but at another location.
    5) If you are staying as a couple, both of you must attend the sales presentation; otherwise, your package will be disqualified.
    6) You need to make reservation within specific timeframe (mine was 45 days from the date of purchasing this package); otherwise you’ll incur penalty fee (mine was $100) for NOT booking and will be deducted from your credit card. You'll have 18 months to travel.
    7) If you book your package and wants to change the dates, you need to pay a fee.

    8) Your info will be used to solicit timeshares in the future.

    All in all, nothing was worth this much aggravation. My husband and I always enjoyed staying at the Hilton hotels anywhere in the world. This incident will not change that, but it’s very disappointing to be duped by the very company we trust. It's disheartening.

    What a scam!!! Got sucked into booking a 4 day/3 night stay at a Grand Vacation property. When called back later to book they added additional information that was not discussed prior to booking. Told them we had a family of 6 and they said no problem. We can book for 6. When I went to book the 2nd time, they said the package was for 4 people and they could upgrade us to accommodate 6 for a fee...which was almost triple the original package price. Then tried booking dates a 3rd time and they now told me package was only for 2 people and they could get us a hotel room with 2 beds for 4 people, not at timeshare place. And again dates not available... WHAT A SCAM!!!!

    After a wonderful stay in Hawaii at a Hilton resort - I agreed to sit for a time-share sales pitch to get a discount on an ATV experience. I am not a big vacationer and I was at this resort for a work related function - and the salesperson picked up on this. His theme was "you need a vacation and your wife deserves it". I bought in at the lowest level - 1 week every 2 years and ended up going back to Hawaii the next year and got sucked in to an "account review" which is code for sales pitch. Don't get me wrong - up until that time - my opinion was that the resorts are very nice and that 1 week a year I like being a timeshare owner and the other 51 weeks not so much.

    At this account review I ended up buying up to 1 week per year. Then this year (year 3) I went to Orlando and was floored by the sales pitch. They basically told me that because I had only 1 week per year that many dates and many would be closed off to me - and that if I wanted to improve my status - I would need to buy up again. I went ballistic. They basically were telling me that my $30,000+ investment was not relevant enough for them - so I was a second class customer. They brought a manager over and when I explained my position - she had no argument with me. Then to pour salt in the wound - they send in a person to close out the review - and believe it or not - all this guy wanted to do was sell me an extra week or two for the next calendar year.

    I know this is a business - but read the room for Pete's sake. Trying to sell me 10 minutes after I lit up the initial salesperson and had the manager tell me that my position on how I was being treated - just based on the numbers - was correct - seems like a meat grinder approach. This is not a cheap investment so maybe telling customers that make the investment that they are "second tier" is not a good strategy. Needless to say - the salesperson was correct - my $30K + investment does not even give me reasonable access to any of the Florida Gulf Coast properties - which are the easiest and most attractive vacations for me. Wish I knew that on day 1.

    A scam. Beware. You get what you pay for. I was in a good mood after booking a stay in Arizona and, unlike my usual no, foolishly agreed to listen to a promotion. A lovely saleswoman made me feel like I was a deserving customer and was chosen because of my chain loyalty. Wrong. I was chosen because I was an easy prey. The saleswoman described the wonderful deal and answered all of my questions to my satisfaction. She even reassured me that all I would have to do is take a quick tour of the property. I could make it as short as I wanted. A concierge would help me book a room and, unless I was traveling over a holiday, booking would be easy. There are no room restrictions. I happily agreed.

    My big mistake was not listening carefully to the next part which I was told would be recorded. Being recorded should have gotten my attention but it didn't. My vigilance was down from pure fatigue of listening to the sales pitch and I did not pay attention to the details as she rapidly read the agreement in legalese. (The same way I don't read Google's user agreements before I sign them.) I paid with my credit card and immediately started looking forward to going to NYC in 3 weeks. Wrong again.

    From the fine print I read in the confirmation email I learned the quick tour is 2 hours. If you leave early, you lose promotional pricing. There is also a $50 fee if you don't book within a few weeks. This was irritating, but still feeling a little special, I called the concierge line. That's when the reality struck. The rooms are available but the corresponding 2-hour sales pitch I must attend is not available for months. I was advised I could not be able to book a room at the promotional rate without the sales pitch, and was I able to change my travel dates? The answer was no. By this point I was really annoyed. The concierge empathized with me and offered to do QA (their lingo for Quality Review) to see if I was misled, and she would call me back within 72 hours.

    Miracles do happen. She called me back the next day. She was very understanding but unable to reverse the charges. She offered me a bone. She could switch me to Orlando or Las Vegas which would net me a refund. The cost would be $99 instead of $285 for 2 nights in NYC. I thanked her for trying and accepted Hilton's "generous" offer. Is Hilton at fault? No. It is my $99 mistake. I fell for it, but shame on Hilton for preying on their loyal customers. Here is my advice to you. Be careful or you may be the next victim.

    I signed up on fake promises. I was excited for long term holidays. All I get is calls, extra charges, paid off early but they applied it to interest instead of principal, extra charges always involved, horrible customer service. It's all about money and never customer service. Run run far away. If anyone wants to join me in a class action lawsuit for false advertising, promises and extortion of money under false agreements please reach out to me. I haven't even had one vacation yet and regret having my name associated with them. Sure the worst is yet to come.

    I bought a vacation about a year ago and was told at the time of booking that I had over a year to book the vacation. I was contacted by HGV and told that my trip has expired. I explained to them what I had been told when booking, provided the agent's information, and was told they would review the call. I have called back in multiple times since then to be told the call would be reviewed within 48 hours. It has now been over 20 days and no one can tell me what's going on. Today, I was told the call was reviewed, but the person couldn't tell me the details. He then transferred to a voicemail.

    I called back in and spoke with someone who was actually helpful, she explained I was assigned an individual person to handle this, and that person should have reached out by now. They have no records of that person reaching out. This is very unorganized and I feel while the staff sounds courteous, they have very poor training on troubleshooting problems. I have never had issues with Hilton like this. I asked to speak to a manager, but the rep refused. 10/10 would NEVER recommend.

    Hilton offered us a “tour” of a new Hilton hotel. In exchange they offered us a inexpensive stay at one of their hotels. When we showed up for the tour, we soon realized it was a timeshare offer. It seemed like a good deal except they wanted us to make a $20k decision on the spot. We politely declined. They then offered us a vacation package. We declined because it was difficult scheduling the other inexpensive package. They reassured us that this would not be the case as long as we booked 2-3 months in advance. We purchased it for $1,700. Three months before our family vacation, we tried to book the hotel that we paid $1,700 for. No hotels were available. They encouraged us to call back. We called back 2-3 times per week for two months and finally gave up. We are so disappointed that we paid for something we cannot use.

    I like to stay at Hilton Hotels but HGV stole my money. Due to family issues had to cancel our trip to Orlando but they will not refund any of our money that we paid to stay there. We are not going so they are keeping our money for no services provided, that is stealing. HGV did this without any signed contract so I would not trust them with a year to year timeshare.

    Thank GOD there is a 10 day cancellation law here in Florida for these types of contracts. My husband got an offer to attend one of the presentations while we were staying in Orlando (we're from Tampa and go to Disney.... a LOT). After some time, and never getting around to the details, I tell our salesman that we have someplace to be at 3 (we started at 1) and that's when he got aggressive... And of course I get pissed off. He ignores me, looks to my husband (who is NOT the financial person in the family) to continue the talk.

    So he goes to get his manager to "sign us out" and then comes back that she is with someone. Asks if we want to see the unit and we say no. Comes back again, "OH, you have to see the unit as part of the exit." Come to find out.... Total BS! The manager comes over and offers us a 7 night/8 day package for 7,200 points for $1,695 for Hawaii, Las Vegas, Myrtle Beach, NY or DC. So we say sure, why not. Now, readying all these reviews, it doesn't sound like we would have ANY hope of ever staying at these properties since we certainly can't plan 6 months in advance, let alone 9 months. We just don't vacation that way.

    Good airfare in a few weeks? Sure! Book and then find accommodations. This program certainly doesn't seem to work that way unless you buy in high and for priority status. Which isn't going to happen. Nice try HGV! And those few good reviews? Notice how sketch they look and how limited they are in descriptions. The negative reviews are more detailed and more involved. The good reviews.... Not so much. Tells me a lot about the product.

    I called Hilton because I became a rewards member in the spring and was transferred to a sales pitch after they took care of all of my needs perfectly. Thought about it and a couple hours later went to cancel and was told that I couldn't. No manager was available and I was just out of luck. I was never told anything was non refundable and it pains me to see the first review here was easily cancelled. This turns me off to any Hilton hotel in the future, cancelling the reward program for obvious reasons, and very disappointed in every way that I was treated after the sale. Stay Away.

    They start out very nice, making connections with you discussing family, etc. The prices start high, then they work their way down. High paid car salesman; then they turn into bullies. I am not signing anything I can't read, review and sleep on at least one night. Wish I had reviewed and researched more prior. I would have canceled. How they approach their sale tactics at the end is disgraceful and unprofessional.

    We purchased our Timeshare after a rather lengthy high-pressure sales pitch. We own Timeshares with another vendor, which we love (Will not mention the name). But Hilton Grand Vacations has disappointed. Every time we have attempted to use our points there's no availability. If you pay cash for the stay then rooms are available, but not for owners. We tried booking something for March 2020, and still unable to find accommodations. They engage in Predatory Lending, to separate you from more of your money - inducing and assisting a borrower in taking a loan that carries high-interest rates. Hilton has very few resorts and their RCI exchange program is not any better.

    The only place we've been able to use our points was in Orlando, Florida. The place we stayed was a Hilton Resort next to SeaWorld. The place was a dump! Everything was breaking or broke in the room and couldn't get any service to fix or replace anything.

    When we notified the Vacation Club to our experience they replied "don't stay at that place, we know it's substandard." We were told during this high-pressure sales pitch that Hilton has a buy-back program, so not to worry if we didn't like the program. Well, let me tell you about this program. First, you pay $15,000 and up for this TimeShare but they offer you $2,500.00 to cancel the contract. So, basically, we'd pay them close to $18,000.00 dollars for a 5-night crappy stay in Orlando. My advice to anyone looking at Hilton Grand Vacation - DO YOUR HOMEWORK!!! Don't be taken advantage of like us.

    I am an HGV owner sad to say. I purchased a 4 day vacation pkg supposedly to find out the joys of ownership. I expected to stay at a hotel that was more on the order of what I used to expect of Hilton. Instead, we got a dark damp room across the street from the property we owned! We arrived at this hotel at 4:30 in the afternoon on a Sunday. I was unable to get anyone in the Hilton organization to get decent accommodations. This is supposed to be a hospitality business? I had to give a one star rating. If I could I would have given a zero star.

    Being a Hilton Silver Member I rec’d a call from HGV and signed up for the $199 3 night “free” stay if we would sit in on a 2+hr sales pitch to purchase a time share (although the sales person was adamant this is NOT a timeshare). We had to cancel our original trip to the Las Vegas area and we just recently reserved a stay for the HGV “stay” in Myrtle Beach. Upon arrival we were placed in an upgraded condo at the Kingston Plantation. UGH! Outdated and rundown with a less than pleasant check in.

    Nonetheless we arrived for our scheduled presentation. 3 hours of non stop “buy buy buy” spiels. We knew WELL in advance that this is a scam with numbers that are ridiculous. They showed us a 3 bedroom suite...BUT should we want to book it, it would take 9700 points during a platinum time frame. She priced out a 4800 point “deed” which would be $40k and still we would not be able to book the room they showed us. $40k?? Not to mention the annual maintenance fees (so each owner pays all the maintenance and taxes for Hilton to continue to run their scam). WTH? LOL! Go go on Air B&B and find a similar stay for the normal cost! Don’t fall for this empty promise package. Listen to how many times they say “based on availability”...boy were they shocked we we pointed out how their numbers didn’t add up and how ridiculous the whole scam was. Side note: we made the best of the 3 night stay for $199!!!

    Classic bait & switch. Hilton Grand Vacations salesman call me to offer 3 night vacation at one of 4 resort locations, which I accepted and paid for in full over phone. Reservations number he gave me said the closest location near me, Hilton Head, is blocked off for promotional purchasers. Then after being on hold for a while, indicated to me that for an additional $55 per night they could arrange it for next year. All of the conversations are recorded so when I asked for a supervisor to review and respond to me, no response ever came about. Hilton Grand Vacations has more problems than just me and my experience, the business newspapers have indicated their difficulties, their attempts to find a partner or to be bought out by private equity.

    The salesperson doesn't tell you everything. You have to go with your spouse because there is another sales meeting you have to attend. If you don't, there is an additional, large fee that has to be paid. I should have read the fine print. Don't trust the salespeople to be up front with all the information.

    I’ve been an “owner” for 6 years and rather savvy in maximizing their “point” system. It’s been Increasingly hard to book an actual vacation- within their 3 night minimum to book with points- and then having to add on nights- oh, and having to try to get on at midnight for a luxury property 9 months out! Site crashes. No phone service at their apparently busiest booking hour... Seems like a scam that these “luxury” properties are not actually ever a possibility for the owner- unless you specifically own a particular week at a particular property. Not worth the ball-crushing hard sell they put you through. Look elsewhere. I’ll be selling mine...

    My boyfriend and I were offered to stay at any of these three locations - Hilton Grand Vacation in Orlando Florida, Myrtle Beach or Las Vegas. We had to reschedule twice because our jobs are very demanding and we have two kids. Whatever— we finally decided to book Orlando and we both were ready to go- My boyfriend's job decided he had to stay behind- I however still went on the trip anyway—My boyfriend was the one who was technically offered the sale but he did include me on it so BOTH of our names were on it- BOTH of our names were on the schedule for orientations and BOTH of our names were on the reservation for the Hotel. I called and my boyfriend BOTH called to make sure it was okay for me to check in under MY name since he would not be accompanying me!!! We were told both times it would be FINE and NOT TO WORRY:

    Boom day of Orientation I go and I tell them it’s just me and they make a worried face- which worries me and of course we are told “You both have to be here since both of your names are on here.” I told them WE both let it be known he might not make the trip due to work but I came anyway so I could get the info and see if we would go ahead and try it. I was told they would have to contact management etc and get back to us. Then the guy downstairs tells me that they would expect us to pay for this entire hotel stay out of pocket. !!!! First off this room is titled a “Penthouse suite” there is NOTHING spectacular about this room. It's a REGULAR hotel room with literally just a small wall that has a small sink and cabinet and mini fridge- no “at home” feeling like their “vacation owner/timeshare salespeople” describe!!!

    Nothing about this room is worth the money they will now be charging us when it was THEM who lacked communication! We literally asked if I could go solo and all would be good and they told us “yes”. Horrible experience and horrible customer service. The hotel is clean- and nice however the price for this “suite” is not worth the money and we would have never booked here if it weren’t for this orientation we were told I would be able to attend without him!!

    We purchased a Hilton Vacation Club package for Hawaii. I called every 30 days to book the resort we purchased the package for. Every 30 days I was told they could not get book us because availability for our dates was not yet open. Finally after 6 months of calling they tell me it was already booked. Now I call to change the location which is an option and am told the dates we want have not been opened for booking yet on the next location. Same sham tactics. They get your non refundable deposit and you can never find open dates to book plus don’t forget the up charges on everything for weekend stay or season or.... I stay at Hilton almost three weeks a month and now.... Bye, bye. It’s back to only Marriott.

    My wife and I got a went to a presentation. We were drinking, they made us tell the manager we weren’t drinking during the time of presentation because we were gonna have to pay for the whole trip instead of being free. We ended up signing up for the program. Nothing we were promised was upheld. Most of your international trips are all inclusive one of which is 794 pp/pn. Additionally your times and booking days are never available. Some of the websites are outdated. Not all the amenities you see are promised. Total scam. It’s a hustle. Do not waste your time. They are a bunch of liars and scam artist.

    I do not like to write bad reviews, and rarely if ever do so, but this is fraudulent and the agents on the phone will LIE to you! I was told 1) availability would be no problem, 2) the hotel I will be staying at is a "new" Hilton on the Magnificent Mile. I called to reserve 10 days after I purchased (as I was away traveling) and was told no, there is not availability at the Hilton on the Magnificent Mile Thurs-Sun (which the agent specifically said to book on Thursday to avoid the $99 weekend fee and she knew when I was planning on booking) and that the only availability is at the Drake Hotel Wed-Sun 9/11-9/15/19. So yes, they did try to accommodate after I frustratingly expressed I was lied to on the phone with the booking agent.

    The hotel was built in 1992, and is not "new" as I was told. Perhaps it's been renovated? But, the agent insisted that availability would be no problem because it was NEW. I was also told all rooms are fabulous and there would be no need for any upgrades after I asked about possibly wanting a better room. I'm guessing we'd be looking at a parking lot with no options to upgrade because of "availability", but I cannot say for sure, only guessing here. I asked how to get a refund for being lied to about availability and about the age of the building. I was told I could only receive credit for another stay up to $200 after going through quite a bit of rigmarole.

    My fault for falling for this. I should know better. Agent was pleasant and even made me laugh, which I'm guessing is part of their training to loosen you up. I'm in sales myself, and cannot believe I fell for this. I do not wish to go be beat up at some sales two hour bashing meeting so will just eat my mistake. After reading through what you have to go through at the "tour" I am realizing I was scammed, and I just lost $350. Just grateful it wasn't more money at this point. BUYER BEWARE!

    Shame on you HGV. I have been a loyal Hilton member for years. Vacation 4x per year and travel over 20x per year for business. Recently purchased a vacation package and was told I'd stay at the Ocean Oak in Hilton Head. Well upon booking I was told they had no availability until 2020. That would have been nice to know when purchasing this and even inquiring about certain dates. Terrible bait and switch. When I eventually booked, the rep put us across the street at the Grand Hilton Inn. Well I didn't even make it past the lobby due to the terrible experience with the front desk staff. I canceled and booked at the Marriott and will be bringing my loyalty to them from now on. Hilton lost my business forever based on this one booking fiasco and terrible customer service of a partnering hotel. Here's what happened with the hotel.

    The worst customer service I've ever seen from a front desk staff. We attempted to check in early, around noon. When we got to the lobby the front desk rep was looking down and did not acknowledge us for at least a few minutes, no exaggeration. During this time, a guest came up and asked for a "beach towel." I can't even make the next part up. The employee rudely responded, "We don't have beach towels. We have pool towels." The guest looked confused and responded "That's what I meant." Then the employee seemed like she was interrogating the guest by saying "Well are you going to the pool?" The guest responded "Yes", gave her room number and grabbed the towel. The employee did not even say thank you or any type of warm salutations.

    Only after this did the employee look at me. Not a "Hi", not a "How are you", not even a "Can I help you?" Nope, her greeting to us was - "You're checking out?" I said "Checking in." She then sternly told me "Check in is not till 3." I completely understand but there was no attempt to help the fact that we had nowhere to go. I'm not asking the world but at least try to accommodate us or suggest a lunch spot or something to kill time. I asked if there was anything available and she became defensive. Sternly reverting to "We were booked yesterday and housekeeping is not done." I then asked if we can put our bags somewhere. She just pointed to a closet. I asked, "So, just put it in there ourselves." This is when she got combative and very rudely informed me, "I don't check bags." Then aggressively came out from behind the counter to take our bags.

    Realizing there was no bag tag, and it not being a secure place I declined and she got angry about things like I wasted her time. I asked her why she was being so unwelcoming and she pointed to the cameras and said "No I'm not and I'm on camera." No apology nothing. Just rude. I then asked if I could speak to a manager. Of course, she was the manager. I asked who I can escalate a complaint to and she literally wrote 1800choice on a business card. This was not a valid number. I asked her again why she was being so argumentative and she made a hand gesture for me to leave, told me "Have a nice day sir" and picked up a phone. I was so dissatisfied that I canceled my entire reservation with Hilton Grand Vacations and demanded a refund, which they reluctantly but ultimately did. I was very happy with HGV's decision to do that and thank them for their flexibility.

    My entire point for this is that I was here for a HGV timeshare vacation and moved to this crappy resort after booking. The property is not run by HGV but this was property representing Hilton by accommodating their guests. This interaction that could have been completely avoided by just politely explaining the room is not ready. But no, the "manager" made me feel I was stupid for even asking and an inconvenience to her busy day. I did not want to stay here and immediately booked a Marriott Resort and spa. It ended up costing me $350 more but it was well worth it to not have to stay here. I'd love a chance to explain things further if the hotel owner would like to chat. I have always been loyal to Hilton and even though I am overreacting, I will be bringing my business to Marriott from here on out. I travel often for leisure and business and this was by far the most disrespectful employee I have ever experienced.

    Vacationing in Myrtle Beach and took the opportunity to earn 40, 000 bonus points to attend a 90 minute Vacation Club presentation and tour. 3 hours later I am quite irritated. The "ambassador" that worked with us was very polite and friendly, as usual. Once he presented the cost and we were not interested, he kept wanting to know what payment we could afford. I must have told him at least 4 times "the payment amount is not a problem." The cost of the ownership is the problem. Then of course the next step is the supervisor or next level who makes another offer. That's another no. He looks at us and turns his nose up when we said we hadn't vacationed in 5 -7 years prior to this year. We are not consistent. But what we didn't say is that we plan to vacation a lot more now. It's our time to do so.

    The final person that comes is arrogant and all get out. He does the last offer of a "try us out" for $1695. Another "no thank you." He says, well that doesn't make sense. Makes good sense to me. He goes on to say, doesn't matter to him because he can spend every day at the beach. My response - good for you sir. Good grief. Then, we had a complaint about our hotel that the "ambassador" wrote up on a form to give to the first supervisor that came. He was supposed to address that with us. Never did. I'm sure if we bought anything, he would have. IF you do go on one of these, just do the numbers before you go. Once you buy in, you are stuck. Yes, it can be inherited.

    Yep, all those maintenance fees and club membership fees are certainly inherited for life. Be sure to do your research. The numbers will look good to you, but really take some time to look for yourself and run your own numbers. Add in all those fees that don't go away. You'll never be free of paying. we vacation as we choose. Buying in to this, yes you can roll over points, but who wants to pay a bunch of fees, pay to make a reservation, etc. And it doesn't end or go away. Had they not been rude at the end, I may not have been so loud now.

    How disappointing! I am a HH Diamond for years. This is a scam! I tried to book a date 60 days in advance and they tell me it can't be booked for 5 months. Total no availability! However, you can book on Hilton Grand Vacations' own website for the dates they state "are totally full". Booked a room at the Tuscany in Orlando for $119/night for the same dates. They said there were no rooms available for 3 months after that date. I am stuck with $200 I paid in advance for this. MY MISTAKE. BUYER BEWARE! I trusted Hilton that I have travel for 30 years too. DON'T DO IT!!!

    We were promised a vacation of 4 days and 3 nights, made aware that we would have to attend a "sales presentation." We were given 7 destinations and a price for the package that dropped as the phone conversation continued. We were told we would have 12 months to use the vacation and could "swap" destinations. We purchased a package. We were never told there would be an additional charges depending on the destination chosen. Even during the "recorded" portion of the conversation, we questioned the destination that they said we were purchasing. It was not what we had agreed upon, but were reassured that we could "swap" with no issue. Well, turns out that there is quite an issue to swap. $100 more to be exact. Very deceptive sales practices on the front end. I can only imagine what it would be like to purchase a timeshare/vacation ownership package from these folks.

    This is a total SCAM. We went over the fact that we like to go on spontaneous trips often. "Oh this would be great for y'all." LOL. There is never anything available. You have to make your Vacation plans at least 9 months in advance if not more. The Manager told me when I started complaining right after we purchased into this so called not a timeshare. He said, "go on your first trip. See how you like it, the extra treatment, so forth, and then we will talk when you get back." I booked a trip out of Country in January of this year. Finally found a place available for the week we had to take our Vacation.

    So a few days before we are to fly out that Saturday they call to tell me, "I'm sorry but this resort has a blackout day for the Saturday you are supposed to arrive." "There are no black out days is what we were told". "Would you like to go somewhere else????" "NO. Are you going to give me back my $3000.00 in air flight tickets??" Sure you know the answer to that. We had to stay in a hotel that Saturday that we arrived. They said, "We will pick you up for free. What time?", they ask. We said 11:00am. LOL. No. They call us later and tell us that won't work. "It will be 9 that morning. Be in the lobby."

    So we go to lobby and we finally pull out at 10:30am and we were the only people on the bus. Then our room was not ready. Was not the room that we were expecting. Yes downgrade. This is August and we are still waiting on the Manager to call us back. YOU can go on three weekly Vacations a year after what you pay for this. I could have booked where we stayed at cheaper than what we had to pay extra!!!! WE WORK HARD FOR OUR MONEY AND YES WE WERE TOTALLY SCAMMED. We have also been told we have never even seen the property that they have listed on papers we signed. It is a whole other Resort!! SAD.

    Back in December 2018, I was offered by Hilton Grand Vacation (HGV) a Hawaii package for a six days/five nights stay in Honolulu. The package offered was for a one-bedroom capable of accommodating four guests. The total cost was for $803.57 (including tax) with the condition that you had to attend one of their property sale meetings. You also had to make a reservation within one year or you would forfeit your payment. I have never been to Hawaii and the deal sounded nice, so I purchased it. The customer service rep asked me immediately if I had any dates in mind and I told them at that time that I would have to get back with them on dates after discussing with my family. After the holidays, I contacted HGV in February 2019 and requested for a week in August 2019. I also requested at this time that I would like an upgrade to 2-bedrooms.

    The customer service told me that their system was down and he wasn't able to put my dates in the system and requested me to call back the following Monday. I called on Monday as told and spoke to a new Customer Service rep and although she was able to put my week requested and upgrade to two bedrooms in the system, she informed me that she did not have accessed to the Hawaii inventory. She took down my contact information and informed me that she would contact me within five business days with a status. This never happened. I contacted HGH again at the beginning of April 2019 for status and at this time, the customer service rep informed that you cannot be reserved any rooms until you are within 90 days of traveling. Wow...I asked the customer service lady why wasn't this told to me back in February when I initially requested the date.

    Anyhow, the lady informed me that since I wasn't planning to travel until August, I had to wait until May 1 to start making reservations for rooms. I waited until the first week in May and then contacted HGH again to make my reservations for August 2019. The customer service took my information and then informed me that she would contact me in five business days with a status. Unfortunately for me, this was the same routine status that I received every time I called for a status. HGV customer service reps never took the time to call me as promise after five business days. If I didn't make an effort to contact them for status, I would have never gotten any response. Of course, when I called, I would always end up getting a new customer service rep, because the previous one would provide their extension number, but my calls would always go to their voicemail.

    Even leaving my contact information on their voice mail failed to get them to return my call. When I made my last effort in July 2019 for status, I just got the same routine from the customer service rep. Put your reserve request in the system and give them five business days for a response that would never happened unless I contacted them for another status. At the end, I finally got an email last week informing me that my reservation was about to expire and I would lose the $803.57 that I had paid into. The customer service lady gladly informed me that if I paid $149 dollars that they would hold my reservation for another year! I explained to the later the disappointment that I had in trying to make a reservation in August 2019 with no luck and yet, I'm finally being contacted to see if I would be willing to pay to have my reservation extended.

    She regretfully told me that I could not get my money back and basically if I didn't purchase any extension, I was just out of luck. Wow....I was so disappointed with the HGH vacation package. The customer service asked me if I would like to go somewhere at and I said no and just wanted my money back. You would think HGH would have been somewhat sympathetic on providing me some decent customer service for what I want through, but they didn't! It was all business and they got the best of me. I will never do any more dealings with the HGV promotions again.

    A lot of these reviews out here are simply because people did not read the fine print. You have to ask questions and you can’t tell the representatives wrong information. I booked a 2 night stay at a Hilton property for my birthday and decided to change last minute. Granted, I did not know there was a $19 (and some change) fee to cancel my reservation. When I attempted to book again, the window for the two hour presentation was gone. I ended up booking at the end of my birthday month. Let me give you some tips.

    1. Do realize the nature of this trip. They want you to purchase a timeshare so yes, the two hour presentation might seem pushy but that is what you sign up for.
    2. My significant other did not attend the presentation because I did not list myself as married or co-habiting. Do be honest about who is attending.
    3. Ask the hotel questions AND HGV before booking. I made sure to ask the hotel about any extra fees during and before my stay. Were there extra fees not mentioned by HGV? Yes! But that’s going to be at any hotel you stay at but I knew this before checking in.

    4. It’s not a scam, it’s a business.

    The goal of the timeshare presentation is to get people to sign up for a timeshare. Even though I did not purchase a timeshare, I ended up learning a lot about how I can earn points through by becoming a member. All in all, it was a fun trip and I got the opportunity to stay at a fabulous property.

    We purchased in 2014 in Hawaii. They show you all these wonderful resorts that you can select and a large selection of RCI locations. They neglect to tell you that many of the locations do not have a restaurant. We tried to book in Cancun but you have to book 9 months ahead of time. So we booked through RCI to a resort that was suboptimal. There are a quagmire of rules for RCI too. We tried to book in Portugal 9 months ahead but we could not get a room. Some of the resorts are only a couple of floors in a hotel making it very difficult to get a room.

    If you are not an owner in New York then you have to call 60 days ahead and then can only book if it is not booked by an owner. I would not believe anything about the sales pitches. We have been to a few. One salesman told us about HGV going public and we should change our ownership to New York and then we could rent it out for top dollar. Read the rules, that is expressly forbidden. We were also told that our bonus points would never expire, also not true. It is very difficult to get a straight answer. If you want to convert your HGV point to Hilton honors points, 7000 HGV points converts to about 5 or so nights for a basic room. We are very unhappy and think that it is absolutely not worth the money.

    We signed up for this program while in Las Vegas. We spent $1,800 and received 7200 VIP points. They told us we had 18 months to use our 7200 points in various locations. The team there said you could go to 3-4 locations if our timing was right and we always chose a 1 bedroom suite. They even did the math for us on various trips working our way down from the 7200 points. THEY LIED TO US!! Hidden in the 3 page contract it says you only get to use 7 nights, only 5 if you select New York. 7 nights for $1800? That's $257 per night!! That's no deal. Because of this SCAM, we are only using a little over half our points. These people should have their license pulled and criminal charges brought against them. As a longtime Hilton Honors member, this is appalling that the Hilton name is connected with this operation.

    I am a loyal Hilton Honors Diamond member who averages 40-50 stays per year at Hilton properties. When booking a recent reservation I was asked at the end of the call if I would listen to a promotion they were offering. Having full trust in the brand, I agreed. Long story short, I purchased a 3 night stay package for the Elara in Las Vegas. The offer was for $199+tax and I would simply need to attend their vacation ownership presentation (tour) for up to 2 hours. While this seemed like a decent deal, the sole reason I purchased it was because I was told by the agent that because I was a Diamond member, the $199 would be refunded at the end of the presentation, and I would also receive a $200 certificate for a future stay at a Hilton property.

    Prior to agreeing to the purchase, the agent reviewed the terms and conditions. One of them being that if you are married or co-habitating, that both parties must attend. I clearly indicated to the agent that I would be travelling alone for this promotion. She told me that this was fine and she would note this on the reservation. After attending the presentation, I went to claim my refund and certificate and was told that I did not qualify because my spouse was not present, even though I clearly indicated this at time of purchase.

    Not only did I not receive this refund and future stay certificate, but I received a call from HGVC in my room literally as I was about to check out, indicating that I owed them an additional $1,200 for the stay and I was told I could not check out until this balance was settled. Agent agreed to reduce this cost but still changed my credit card for the extra amount. Please don't let yourselves fall victim to this scam. I hope this review helps others so no one else gets extorted by this organization like I did. So much for customer loyalty to a brand. Hilton has potentially now lost a loyal customer for life.

    Being a Hilton Honors Gold Member, I use the Hilton Hotels whenever I travel so I purchased a VIP Hilton Grand Vacation thinking we would be able to try some of the Hilton resorts. My purchase allowed us 7 nights at Hilton properties in Florida, Nevada, Washington, DC, Hawaii, South Carolina or New York (5 nights). I tried booking Hilton Head, South Carolina numerous times and was never able to get a reservation, so we ended up with 3 nights in Myrtle Beach which neither of us wanted. That left 4 nights that I needed to use before 10/2019. Our only option was Washington, DC, since we live in New England and wanted some location we could drive to. I was told that if we couldn't book before October, we would forfeit the money we paid for this contract.

    So here we are $1800 out of pocket and all we had to show for it was 3 nights in a sub-par Hilton Resort in Myrtle Beach. After many, many calls and pleading, I was finally able to get a reservation in the heat of the summer in August, not my first choice. It's ironic that I can go to these Hilton properties and book the days I want, but when I call they are not 'available' through the Hilton Grand Vacations. Run don't walk if approached with this offer. It is a scam.

    Our stay was seven nights. Check in time is 4:00 pm, our room was not ready. Excuses don't help. On our 2nd day, we had a message when we returned to the room, "Since you're leaving tomorrow..." We weren't leaving tomorrow. If they ever realized their mistake, they didn't call back or apologize. They promise 'freshen up service' each night (replace towels, remove garbage, replace supplies, etc.). They only came three out of six nights. We called on one of the missed nights to ask where they were, they asked for a list of what we needed. They only brought towels. Why ask for a list and not bring it? Pool often had no towels. Fitness center doesn't open til 7 am. At least make it 6 am.

    Joined day before 9/11 2001 in Orlando based on the sales pitch and family need (4 kids). But for the past 18 years it continues to get worse. Anything and everything costs money. Use it or lose it, constant calls offering "briefings" and $100 Karl Strauss vouchers (I tell them every time take me off the list). Can't sell it unless through them means you get a fraction of their current published value, good places are booked a year ahead, arrange for my sister to go somewhere and I must pay because I wont be there in person. Try to find someone to have rationale conversation with about how to escape the program in a fair and honest way: first tier they put you on mute while they chat to their colleague, 2nd tier they recite rules, highest tier they get aggressive and try to sell you more points to get "most value". Horrible horrible horrible horrible business ethics and practices.

    In booking a room at a Hilton resort, I was transferred to a "sales pitch" line where the salesman - who by the way was very nice and not super pushy - talked me into buying a 4 night stay in Vegas for only $199. The only catch was that we would need to attend a two hour on site tour/sales pitch. All sounded good, and with us planning a Vegas trip soon anyways it seemed like a good idea. I fell for it and signed up. Almost immediately, I had buyer's remorse. Reading the reviews of how horrible the booking process is and how people were treated at the tour had me worried.

    My review is 4 stars because I when I called back - literally 30 minutes after purchasing - I was honored a FULL refund. The nice customer service member on the phone did try to re-convince me (which I expected) but after just a few short minutes she agreed to issue a refund to my card. I just nicely and firmly stated that I had changed my mind mostly based on reviews I'd seen and was worried I was being scammed, and would greatly appreciate a refund. I also mentioned that as a consumer I had a right to cancel with 24 hours (not sure if that's legit but I think maybe it helped). I can't say how the booking process is or the vacation package experience. This review and rating is solely for the cancellation process and customer service. (Let's hope the refund actually hits my card in 7-10 business days.)

    PLEASE READ TILL END. THIS IS THE BIGGEST SCAM!! First I was so excited that these people were giving me a 3000 dollar Oahu package for 6 nights for 1200 dollars. I had the man on the phone repeat the hotel's name many many times and so did I to make sure we were on the same page. And we were. At least I thought. Also the hotel I was expecting was amazing. It was beach side and had a ocean lagoon on the side and had 5 pools with 2 slides. I saw images and it was definitely worth more that 3000 dollars. Also they gave 2 of us a free sunset cruise which I was also excited for. I already paid the money and thought to myself that nothing could go wrong. We were talking about the hotel. I got a killer deal and a free cruise for 2.

    The next day I got a confirmation email and everything was wrong. They gave a different hotel which wasn't beach side. Only had one pool and much older. They gave me 5 nights instead of 6 and took away the 1200 dollar deal and the free cruise. This had to have been a mistake. Because no one could mess up any information after repeating the hotel name and other specifications over and over. I called them the next day and they said, "OH I'M SORRY. THE HOTEL YOU WANTED IS FULL." They said when a customer wants to book something they will let them book it and then they give them what's available. I was so disheartened that I spent so much time planning a vacation for my family and we didn't get what we wanted. This experience has truly been awful. Hilton Grand Vacation Club I think you should stop scamming people and try to make your customer service better.

    I did their presentation in Florida, over the 4th weekend. We bought it.. There is a 10 day rescission period in Florida, where you can cancel. Section 201.07 Florida Statutes law. Check Google to find out rescission period per state and find the time for the state where you bought the timeshare in. It is also located in your contract. This they never tell you. I found in on the last page of the contract when I went home and read it.

    I was told by one of the marketers that the reviews on Consumer Affairs are fake. They told me to look at BBB instead, but they both have the same amount of bad reviews. AND THEY ARE TRUE!! Don't be gullible. They ask you a bunch of questions about your life and tell you about theirs so that you can lower your guard and trust them. Don't make this mistake like me and believe that they want you to enjoy life and vacation more. They don’t care about you, your life or any of your goals. They care about commissions, monthly payments, their $10,000 to $60,000 timeshare cost and fees. Think about it. It’s a timeshare, you pay for TIME not a room. Theoretically they can have 52 people pay for the same room if they all had only one week of vacation.

    That is 52*10,000 minimum let's say. That is a total of $520,000 if everyone paid there $10,000. And none of them own the place. They own a week at the "RESORT" or "HOTEL". That $520,000 could probably buy 2-3 studios or more depending on where you try to buy. It's a ripoff and a business for a reason.. They don't lie to you at the presentation, but they don't tell you all the truth either. Just things to make it sound good. But it isn't as good as it looks. Get your free goodies offered. Get to the timeshare. Hype up these marketers. Make them think you are going to buy and then tell them no after their anticipation has already peaked and burn the soul left in them, if any.

    Don't sign any paperwork. Timeshare barely has room for anything spontaneous. You have to plan everything in advance. WAAYYY in advance. Try 6 months paired with not getting anything for the places you really want to go. BOOORRRiiinnnggg!!! It does not provide any value to you. Only to the seller because they can sell time at the same room and hotel 20, 30, 40 times to 20,30, or 40 different people. Save your breath and your money. If you like to do things spontaneously and you want to travel when you want and not when things are available then you are better off using AirBnB or any booking sites for your hotels. You will never stress a day in your life finding something. I promise you that.

    If you want the free gifts you can go to the timeshare. Just remember not to buy anything. The sellers will never tell you everything that you need to know. This is not a good investment. They said that you can pass it down to your kids and that is a good idea if you want your kids to pay bills/debt for as long as they are alive. Timeshares are a blood-money sucking leeches that ruin people financially. Think about it, they use the word OWNER. You are not an owner of a studio, a 2 bedrooms or 3 bedrooms suite. You are a owner of a certain amount of TIME at one of the rooms at these resorts.

    I own a timeshare too.. Every time I book a trip from a website online and pay for a week stay at a hotel.. That is my time (1 Week). When I leave I don’t get asked to pay $350 every month or $3000 every 2 years for maintenance fees that gets higher every year. Don't be fooled.. Don't let them brainwash you. If they didn't make money off this they would have stopped 30+ years ago.

    I remember when we purchased our ownership with Hilton in New York City a few years ago.... Naturally I went home and I started googling... and immediately I started seeing some very Alarming posts. I started freaking out, that's me (I tend to do the same thing on WebMD, a strange feeling in my leg is instantly a horrible medical crisis. Lol. Google.)

    Well long story short we decided to give Hilton a chance my wife said hey our business has negative reviews and we have a Family run Pharmacy for over 30 years... and no one ever goes online to write how many people we’ve served over the years.... just complaints mostly. I’ve learned to live with it....I suppose that is just the world we live in.... Well since we’ve owned with Hilton we took our whole family to Hawaii for my wife’s Birthday, it was unforgettable. We have taken a bunch of 2 and 3 day last minute stays in NYC which we LOVE! Check the price of the room during the holidays, you’ll giggle. Shows, dinners, little getaways... And two months ago we had million dollar 2 bedroom condo on the beach in Portugal.... Would I have paid for these properties myself outright? Probably not.

    Having a home away from home has been a great experience for my family... that's been our experience... Has it been perfect? No. But neither is staying in a regular hotel Marriott, Hilton or anything. That's life.... Would I recommended this? If you like Hiltons and you like more bang for your bucks well, It's been pretty good to my wife, my kids and myself. The only thing that keeps me up at night anymore with Hilton is trying to plan our next trip... actually that's what were doing right now and my wife reminded me when I somehow stumbled back to this googling 4 years later. Lol. What can I say? My wife is smarter than me. Happy Travels! That's my wife and my daughter from our ski trip to Colorado.

    I booked a vacation through Hilton Grand Vacations at MarBrisa in Carlsbad, CA for a Dare to dream VIP package. I paid $1,750 for this package on April 13, 2018 and signed a contract saying I had 18 months to use the package - first a required 3-day stay in California to receive another pitch to buy a timeshare and then a week somewhere else. I booked my stay in Carlsbad and then a week for a stay in Mexico in June. I went for the stay in California and went to the timeshare presentation, where I declined making an additional purchase.

    On June 8 I discovered they had never made the reservation (for the trip starting June 9). I contacted their customer service to report this and asked for my money back as I had held up my end of the deal - payment of $1,750 and sitting through a timeshare presentation at a property in California - and was told a manager would consider my request and get back to me. I got a phone call on June 29 that I had not returned their manager’s calls (lie - I had no calls from them) and a refund wasn’t possible and they’d extend me for 3 months to book. This is unacceptable and not a solution. I’ve used my vacation and paid for a replacement trip out of my own pocket. The resolution I want is a refund of the money I paid for my vacation. So far, radio silence.

    We purchased in the Myrtle Beach Anderson Beach Club. Initially we purchased a 3-bedroom, then later added $10,000 in order to DOWNSIZE to a two-bedroom every other year - ($39,000 wasted). We did this because it was too difficult to go away for an entire week each year. The only reason we did Myrtle Beach is to go in October after the furniture show. Lo and behold our new "home weeks" do NOT include October so it is a total waste. We inquired about selling and they only ask $6,000-7,000 BEFORE FEES to sell them. The maintenance fee is ridiculous for a timeshare and on top of that you can be assessed extra fees when repairs are needed.

    We admit we were stupid to give in to their sales pitch. If we really wanted it, we should have purchased for a FRACTION of the cost on the used market. We have used it twice and had a nice time (there is not a lot to do in Myrtle Beach in October but we went to relax) but at that time of year we could have walked in and paid for the room for the same or less and not had the high initial investment costs.

    As many have said, the actual "value" of having bought in is definitely "questionable". But even that assumes everything goes smoothly and your vacation experiences are about to take sail (maybe "sale" is the better term. Lol). Again, high price and very questionable value aside, we bought into this expecting to improve quality of life, with an expectation to no longer have to struggle to plan vacations, because thanks to this, this part of our life is now covered, with HGV in our corner. But it seems nothing can be further from the truth - at least if you're hoping for special destinations, like Hawaii.

    1st off, it took me almost a week to figure out how to use the reservations system. I suppose much of the difficulty was due to disbelief in what I saw - virtually zero availability, convinced it was just user error. WRONG! Then you think, ok, try to be flexible, go somewhere else instead of our target of Hawaii - but there just aren't a lot of destinations to choose from, outside of the continental US. Then, you think, no problem, they kept talking about RCI - where you can exchange for the supposedly bigger 3rd party program points. Well, good luck with that. 1st, it means a whole new learning curve figuring out their booking system and how to work with the user un-friendly limitations. Then you finally call them and ask for help. Big surprise - they can't pull water out of stone either. There is very little I found useful on RCI. Maybe if you want to make Mexico or Dominican Republic your future vacation hot spots...then RCI is for you!

    But no problem ...just convert to Hilton Honors points, and use ANYWHERE!??? Sure, but do the math. Nothing could be a worse value for your money (short of simply letting the HGVC point expire). I will not go into the math here, but conversion to HHonors points means you've roughly cut you value by around 75% (e.g. you lost 75% value) - unless you pick from the very short list of Hilton brand hotels that still offers 10,000 point night awards, usually in kind of odd places, like Bakersfield Ca.

    Ok, back to my topic of stress. So...you quickly learn that the only way to book actual hot vacation destinations, like Hawaii, is to book WAAAAY in advance - so clearly, forget about HGVC being flexible to YOUR timing and needs. Your new lifestyle now means planning your life around HGV, not the other way around. :( But wait - you can't book more than 6 months out on hot properties (unless it is your home club's "home week"). All the flexibility they sold you on about being able to go anywhere...forget it. If you want hot areas, for the most part, you need to use your club points on your home week, and do it way in advance (with the extra advance booking period granted only to your home week and with restrictions). Shrew...ok. Disappointing, but ok. I suppose I can just keep going back to the same place and same room type, and change up my life so I can do it well in advance. But still, 2 problems:

    1) What if you signed up mid year? Your points for the current year still expire THIS year! And you no longer have an advance enough booking window to capitalize on your home week! Well, then your only options are to either take the giant hit of converting to HHonors points, book somewhere not so special, like Orlando or Vegas, or pay a fee to be granted a 1 year expiration extension. Yes, even in this case, a fee. HGV is VERY big on fees for nearly everything, which I will get into later.

    2) What about the huge amount of bonus points they enticed you to sign up? Well, these cannot be used for "home week", meaning you not only need to change your lifestyle to be flexible and plan life AROUND HGVC vacations home week availability, but you also need to change your daily lifestyle to continually be checking on the site for availability to use the bonus point, which otherwise will expire (or the bad conversion options), and are very restrictive.

    We figured, let's share all this good fortune (but expensive) bonus points with our family, and plan something together - booking several rooms at the same time, or perhaps a 2 or 3 bedroom suite, in Hawaii where we all want to go. Haha. LOL. But crying inside. NOT A CHANCE of this being reality! Are you starting to see why this has added tremendous stress to my life? So let's look at some of the considerable restrictions and fees, which seem to be somewhat "unique" to HGV. These are important because they make HGV MUCH more difficult to use than the competition, like Marriott Vacations, which we almost joined, but choose Hilton instead (which maybe wasn't smart).

    1st off, there's fees for nearly everything - especially trying to use bonus points. Fees for booking, inflexibility in that if you cancel, you lose those fees, and maybe much worse depending on how close you are to the trip. Fees for adding a guest name. Fees for extending same year expiring club points, you name it...there's a fee. Marriott is much better on the fee structure.

    Next the inflexibility. Unlike Marriott, HGV requires a 3 day minimum to book. You may be saying, "Really buddy? Why is that a problem? You say you like Hawaii. Do you really plan to go for less than 3 days?" In theory, sure, no problem. But in reality, it's a huge problem, because let's say you want a week vacation in Hawaii, to justify the airfare and travel overhead (or worse, longer).

    You will be very hard pressed to find a full week if you want a hot location, like Waikiki, ESPECIALLY if you have a job/career that isn't super flexible where you can take off in the least desirable travel time in order to find availability. So, what can you do? Well, you can watch for and piece together small pieces of 3 or 4 day slots, at different rooms and types, to hopefully make the full week or longer. But using bonus points, keep in mind, these are inflexible, and once you booked, you will lose your fees if you change it (such as if a full week in the same room and location later opens).

    It's a crap shoot, stay up all night, gambling game, trying to be up when the 6 month window opens to everyone, and being 1st to grab it, but knowing you can only grab 3 days, because if you wait another day (so can grab 4), or another 4 days so can grab 7, you will have lost even the 3, because someone else, competing with you took the 3. So you fiendishly grab the 1st 3 days, so happy you beat out the competition, then pray to get more days 3 or 4 days later to append to make a week, figuring, ok, so I will be hit with double fees because 2 bookings, and also have to change rooms mid stream, but that's what I signed up for, so fine.

    Good luck. Chances are it will not work out, and if you then have to cancel the 1st booking, and try again as a later 6 months window opens. Well, no matter what, the house wins, because HGV is charging you non-refundable booking fees every step of this very stressful way! Adding to the frustration is the fact that you see all these small 2 day windows of availability, which if allowed, could be pieced together. But no. Unlike Marriott, HGV has a 3 day minimum, so these are useless.

    Ok, let's go back to my silly pipe dream of using all my bonus points before they expire on a multiple family trip. At 1st, I very foolishly assumed I could combine my bonus points with my club points to get a 2 or 3 room suite. But I guess I just didn't pay attention during the sales pitch. You cannot. But hey - what does it matter anyway? The only way to book hot properties around your own (or families) schedule is to do it through "club week" advance booking, which is only for the room type you bought into. Another words, that big family suite you did not buy into will not be available outside of the advance club week booking anyway.

    Note that Marriot's bonus incentive points apparently are the same club points, can be used together and without the fees, unlike HGV who separates them, has extra restrictions like 3 day minimums, and fees for EVERYTHING bonus points related. Don't get me wrong. In retrospect, I am not advocating Marriott's program either. But comparing the 2, they appear a lot easier to work with (due to much less restrictions and fees) than HGV.

    So what happened in my situation - with the family vacation? After putting probably 40 hours of effort into planning this, staying up nights, etc. looks like I reserved 1 room as my home week using my club points, and will have to pay out of pocket for another 1 room. We plan to give the nice, HGV room to our family member, and stay in the cheaper, pocket paid room ourselves. So in the end, all this money, time, and points, and we're still paying out of pocket, staying in an ordinary room (not HGV), and STILL have the stress of many expiring bonus points we somehow still have to use....And back full circle - even if you do somehow work magic I could not, read all the other reviews on how it really is a very so-so value. And BTW, if you think you can just later sell your timeshare deed. Good luck.

    Expect to probably get around $5K on a $30K "investment". There's a Keller Williams real estate firm in Orlando that specializes in this, and apparently a time share MLS. I asked her to look up some examples, and that was a real life specific one. She also said the average sales time is around 9 months. All this said, if you have kids, and love, mainly, Orlando, then you can find much better values and availability, and perhaps this can actually work out. But if like me, you were really expecting exotic vacations, the reality is another world from what you were likely pitched by the sales team...

    Got suckered into purchasing a timeshare package through Hilton Grand Vacations. Called in advance to make reservations and was told they hadn't opened those dates for booking yet and to call back in a few weeks. When I called back, a different representative told me that most of the properties were booked and for the properties that were available, the presentations were booked. In short, because of how the window lines up for when properties are available, presentations are available and when the package expires, I'm out the money. The representative's response? Well you just have to read the fine print. Congrats Hilton, you win. If this works out for you, great. Just realize it's a gamble and the house always wins.

    The sales representative at the point of sale committed fraud in the inducement of the deceptions/misrepresentation/offence:

    1. Hilton would without protest buy back timeshare.

    2. Timeshare has value – “forever asset”.

    3. Points are not lost can rollover/saved to be easily used later.

    4. When my husband initially refused to purchase membership into “the club” his manhood and ego was attacked. He was implied he was a selfish and cheap father and husband for not giving his family the best that he could afford. “Your wife deserves the best vacation and frequent ones if she is home alone with your two special need children by herself most of the time.”

    5. When we talked to the appointment setter, we explained we had two autistic boys with us, and they cannot tolerate long waits. We were there over 90 minutes.

    6. We were told it was a vacation plan.

    7. We were told that the company had a buy-back program for the timeshare.

    8. They told us that in order to have reservation power we would need to own a certain level of membership – Platinum. Hence, the upgrade.

    9. We felt like we could not leave the presentation without purchasing the timeshare. Initially, we said no then one rep left to get another rep to pressure us to buy. The buyback option was a great selling point for us. My husband (who’s always been the sole wager earner) has lost his job recently. Hilton refuses to buy back the property nor will they release us of the contract.

    Hilton sales personnel deliberately lied to us and used high-pressured tactics especially when they found out my husband at that time was earning 6-figures. Yes, we gave into the pressure in avoidance of our children having a meltdown. Do you know what is like to live in our world of raising two (2) autistic children? Have you ever seen one have a total meltdown? It got confrontational at one point when we made our first attempt to leave. Being ** (and the only ones there), we were self-conscious about causing a scene. Hilton’s next tactic was to subject us to one salesperson after another until we relented.

    After this exhausting and nerve-whacking experience, we were then hurried through a process to sign papers that took less time than the presentation. Why? In hindsight, because Hilton knew we were frustrated, and they did not want us to take our time and read what we were signing under the ruse that they were now concerned about our children’s well-being. So, buyers beware!! DO NOT trust the Hilton brand as a trustworthy and honorable…Bullies!

    We made a mistake of purchasing this HGVC time share and didn’t realize we had to roll over points by December 31st, so we lost our 3400 points. I found out when I went online to make reservations. I contacted them. They say they send out “numerous” reminders. That is absolutely not true. I didn’t receive one in my email or scam or junk mail or even US postal service. I told them of this. They only offered me to give me back my points for $299 into RCI which has cheap hotels (not a Hilton at all). It’s all about them making money.

    Nothing is ever available that you want even ahead of time. I inquired into selling and was told I first have to pay off the whole loan ($9,000) and it’s only worth between $1500-$2000. I asked them to show me the emails they sent me. They said it’s a general email that goes out. Hilton does not care to satisfy their “property owners” at all, but they pitch you this really beautiful time share and even tell you they will help you sell it in the future if you no longer want it. Shame on them!

    I was contacted with Hilton Grand Vacations customer representatives and had a conversation about a summer trip which I was not even planning about. I was told that if I schedule a trip at that very moment that they granted my with additional $200 hotel voucher. Just out of foolishness I said yes and we scheduled a trip to Las Vegas. On that day they charged me about $150 for 3 nights in Las Vegas. Then, later on, I was required to stay at the office for two more weeks due to some important paperwork by my boss. When I explained my situation to Hilton, their response was simply canceling my trip and charging me additional $120. Now, I am not going anywhere, but still I am paying about &270 for the trip that I will never go. Yet, they have still right to do so just because of the some wording in the agreement that I accepted through the phone. My advice, never say yes to Hilton.

    I attended a sale pitch in Las Vegas. The sales pitch went on for 4-5 hours. They showed you what a wonderful program this could be and how easy it was to participate. The State of Nevada requires the sales people to review with you the private offering statement before any documents are signed. They did not do this. When discussing the price of the points, I informed the sales agent that I am disabled and living on a fixed income and could not afford this. They came up with a smaller option for less only when going through the signing process. I believe they changed the figures I agreed on and because I was in a significant amount of pain the agent did not give me the appropriate time to review the documents.

    He gave a brief description and said sign here. I was a fool to trust them but wanted to be done and out of there. The private offering statement indicated I could cancel within 5 days but because they did not review this with me I did not know the time limit and believe I could cancel with no problem. DO NOT TRUST THESE PEOPLE AND MAKE SURE YOU READ EVERY LITTLE DETAIL BEFORE SIGNING ANYTHING!

    For the past 4 years my now fiancé and I have visited Myrtle Beach and have enjoyed staying at the Hilton properties. Two times at the Hilton Myrtle Beach and once at DoubleTree (remodeled after it was purchased by Hilton from Springmaid). We were able to stay at these properties by using Hilton Honors points. I travel very often for work and mostly get to have my company book me in properties in the Hilton portfolio.

    The very first year we visited the Hilton Myrtle Beach four years ago - we were invited to go to the viewing at Hilton Grand Vacations - Ocean 22 resort. Since the weather during 2 of the days was going to be rain we figured why not! We can get some free stuff and some Hilton points with about 30000 points. We thought ...”that’s basically a night getaway somewhere!” So I was able to convince my girlfriend to check it out.

    At this time Ocean 22 was still being built and we were shown pictures of what the concept would be like. I remember the salesman saying things like - “You guys are so young... (we were in our early thirties), You can OWN your vacations from now on, give to family, travel the world, and see the sights!” I thought that sounds like a great idea!! Let’s do this NOW! Since my parents and her parents are getting old they have had to cancel trips because of health reasons over the years! We could beat most of our friends and travel well before our “golden years”!! I said sounds “GREAT!! Let’s do it!” (In front of the salesman) My girlfriend said to him, “Excuse me sir, but we are going to need a minute...” She looked at me and tried not to scream, “Absolutely NOT. What are you crazy?! We are NOT doing this. We have other things we need to do!” In short she talked me back from jumping off the ledge, well that’s putting it mildly.

    Then for the next 2 years we went and visited Myrtle Beach and took tours of Ocean 22 - we simply said no “It’s not the right time for us-right now!” My the girlfriend agreed every year and we took our points thinking... “Free night on Hilton”! Something that stuck in my back of my head every year -the price went up for Ocean 22 by a couple thousand dollars. I really thought this indicated that the cost is going up because Hilton also sees the VALUE in “Owning” our vacations and the property is worth more! So the next year I was convinced that the VALUE exists for their properties and since the price of ownership keeps going up that this could be an investment and that OWNING our vacations was something we could afford and is worth something!

    The following year my girlfriend did not restrain me - she agreed - that VALUE exists and we said YES! I think we should do it! We signed up - our sales lady was so sweet, but surprised she said nobody our age usually buys!! We used it last year-our first year! We booked at Ocean 22. It was nice. But to be honest we had more fun at the DoubleTree over the Hilton Grand Vacation property - plus the DoubleTree in Myrtle Beach is in a better location in our opinion - much quieter.

    We spent about 16k on our vacation property. Put is on the Amex they offered since 0 interest for year. Moved it to low interest personal loan later while still paying on it. All in all we have the property for less than 2 years... We recently had a sit down with our financial adviser who said it is NOT a good idea to have the timeshare and see if we can sell it back or get out of it in some way. We figured we can get about half for our property.

    We submitted the form on the Hilton Grand Vacation site about selling back our ownership. A resale agent from HGV contacted us. Guess how much they said the “Fair Market Value” is worth? I know half right! - NOPE - how about a quarter of what we paid... NOPE!! It’s worth one-tenth less than 2 years after we purchased it. Let me tell you I have done some stupid financial things in my life!! BUYING A TIMESHARE WITH HILTON IS THE WORST FINANCIAL INVESTMENT YOU CAN MAKE PERIOD!!! So our timeshare we bought for 16k is worth less than 10 percent. The HOA fee for the year barely covers what it’s worth in total right now!! FYI- Our HOA = $1080 per year.

    When I asked the resale agent why it is worth so little and the price is over 90 percent less! Her response was that it is “only worth what the market will bear.” The resale agent said we can put the timeshare on the market for “whatever price we want, but Hilton can refuse to sell if the - VALUE IS LESS THAN WHAT HILTON FEELS IT IS WORTH!!” This is ridiculous! Prices can be set by THEM. They have the legal authority to look at the contract before the property is sold and decide NOT to agree the property NOT sell for that price! You know what would happen if they said it’s worth at least half the value we paid. It would be worth 8k because they could refuse to sell it for less. But NOPE! This is how they value ownership! I feel worse for people that spent 160k and it's now worth 5k - yep I said that right! That’s what the Hilton resale agent told me!!

    Hilton has the ability to value the timeshares at WHATEVER they deem is an “accurate assessment.” Per their legal agreement. Prices are set based on supply and demand. Things can retain VALUE legally because Hilton can restrict to finalize the sale of the property - they choose not to!! They take advantage of people!

    Let me ask you a question!? What can you buy today and will be worth 90 percent less in a little under 2 years? Maybe a car that is totaled... I cannot really think of anything else- Except a HILTON TIMESHARE HAS NO RESALE VALUE WHATEVER!! Do not waste your time or money with this company!! You may think well this is the best way to vacation for me and my family - No, no it is not! It is the most EXPENSIVE way to vacation period. Rent a vacation home, use points, Airbnb, absolutely ANYTHING ELSE IS BETTER!

    We have no choice but to keep it at this point! We cannot afford to take this much of a loss! So we decided we will continue to vacation at Hilton resorts and tell everyone in contact to avoid HGV like the plague! If we go to locations where they are doing tours with HGV we will be telling them to run as fast as they can - it is a SCAM!! I will not be surprised if they have a class action lawsuit eventually in the future due to the idea of the the fractional ownership ripoff! So thanks Hilton Grand Vacations - spent $16k for our bachelors degree in fractional ownership - COMPLETE LOSS!!

    Rude staff at the hotel wouldn't let us check in half hour early even when the majority hotel is vacant. They asked us to buy an upgrade package to check in early. We agreed to get that for one night of our stay and out of nowhere, the adjacent concierge heard the conversation, stepped in and told we couldn't upgrade a single night and we'd have to buy the upgrade for our entire stay. The reason they gave was it's too much hassle to shift us from one room to another after a single night!! Yes! The hotel reception's words!! Had to wait another 3 hours before they had the room ready. I had a positive eyesight for Hilton but not anymore. Wouldn't consider another Hilton property in the future.

    4 and a half hours sales pitch and difficult to get the refund. The presentation lasted longer than I was told it would and I was grilled for an additional 1 and a half by three different people trying to sell me a vacation package. I was supposed to receive a refund for the money I spent on the package and 7 weeks later, still no refund. I have contacted them 4 times and they keep telling me I have to wait to hear from the accounting department. DON'T FALL FOR THIS SCAM from Hilton Grand Vacations.

    This is a total scam. You are offered "vacation ownership" and the promise that you can trade to any of their affiliated resorts. However, you cannot trade it for any worthwhile destination. We bought ours with a promise that we would have the 20th anniversary of our dreams in Hawaii. We tried to lock in our dates and were told time and time again that we cannot do it. First they said they could not take bookings sooner than a year out. Then it was 6 months out. I timed my bookings to be at midnight +1 5 months and 30 days in advance and magically all of the bookings that were available the weeks prior were gone.

    Could not get a 2 bedroom anywhere on the island unless we took a couple of days in one terrible site and then moved to another terrible site across the island for a couple of days. Not our idea of a great, relaxing 20th anniversary. They want to blame their trade partner "RCI" but the "resorts" I am trying to trade are all within the HILTON GRAND VACATIONS resorts. Not sure why any trade partner is needed when we are in network. Well truth is we know that any opportunity to make money off of you is going to be exploited. By the way everything you do with this is a billable event for them. Want to trade? $100 per call to RCI. Want to bank your points, $$$. Want to rent your unit, you pay $$$. DO NOT EVER do vacation "ownership". Use any of the web AirBnB options that are out there and save your money.

    Be very, very careful before getting involved in this scheme, which uses high pressure sales techniques to lock the unsuspecting into a very expensive arrangement. Superficially it sounds wonderful, but prices are not mentioned until the end of the (very) lengthy presentation and there is no question of thinking time. The trick is for the salesman to find out how much you are likely to spend vacationing in hotels over the foreseeable future (e.g. 200 USD per night for 2 weeks a year, for 20 years, equals approx 100,000 USD), use that figure as the base purchase price for the timeshare but adding the bait that you can sell the timeshare back to HGV at a "Fair Market Price" or leave it in your will. Right at the end, maintenance fees are mentioned but pretty much glossed over.

    When I took a moment to think about this I realised they equated to 15 nights in a hotel at 200 dollars a night - the original spend on which the whole package was based! When reluctance is shown more details are added, "discounts" are thrown in. Lack of funds is not a problem, just use your CC for a deposit. Finally, the "closer" appears. Just make clear you are not interested/cannot afford it/unfortunately just out all your money into the South Sea Bubble. Only one side benefits from this scam. I enjoyed my discounted room at the Hilton Club it's just a shame that the steak dinner I spent the 200 dollars on gave my wife and I food poisoning!

    My wife and I decided to take advantage of Hilton's offer to stay in FL for a reasonable rate in exchange for an hour's sales pitch. No problem. We were wondering if the newer ownership models for vacation timeshares made senses. (Short answers is still no and they are not newer, just more favorable to HGV.) Showed up on time and was met by an extremely slimy used car sales guy type. Supposedly HGV's #1 producer. Things did not get better from there. Instead of discussing the merits of their offer and being treated as informed buyers, we were treated with personal stories, generalized statements, and insultingly non-relevant answers to our questions. One hour turned to three hours and only ended when "corporate" came in for the third sales pitch and I said this had gone too long. She, to her credit, said thanks pointed us to the door and walked away.

    Here is what I was after. Proof points that the program worked as they claimed. None provided. Financial ROI. None provided. What would happen if we exited. Nothing provided other that a statement that you would lose money. I could not even get a copy of the contract to review before signing. The kicker is that they kept pushing that HGV is a money losing proposition on purpose and they only are marketing this to their special Hilton status members. Really? Hilton is losing money on purpose selling pieces of their property. If true who will foot the bill for that? The timeshare owners. Who will get the benefit of the appreciated property value? Hilton. There is no risk to Hilton and only risk to the buyers. Well I guess they are risking me as a guest staying with Hilton going forward, which I do not see myself doing at this time. Folks this is simple, if it is too good to be true it is.

    Initially I thought the vacation package sounded good. I paid my money and a couple days later I was contacted by a representative. I planned my vacation's dates for May 2019. The next day, 4/17/19, upon receipt of a vacation confirmation, the dates were incorrect. On 4/17/29, I called HGV and at this time I was ensured a refund because after listening to the recorded call, the HGV representative misrepresented the travel information when speaking to me. I was told 5 business days was the amount of time it takes to receive a refund. As of 5/8/19, I have not received my refund. It appears that HGV are financial thieves.

    I originally bought a Hilton timeshare where I received point every two years. The cost was not too bad. So I received a call to go to Las Vegas on them. I attended the very pushy presentation. I kept saying no and they kept pushing more people at me to make the deal. Finally I caved. Now I have a very high payment. Not only can I afford to take a vacation, but none of the resorts are ever available except of course Las Vegas and Orlando. Neither of which I am interested in. Like many others they showed me beautiful places I could go. I am so disappointed and frustrated and locked in!!!

    I paid $35,000 for an HGV membership a few years ago. When they do the sales pitch they tell you about all these great locations you can visit. However, if you are too poor to be able to afford the "elite" membership, you don't have options in those other locations unless you go through RCI. I don't even get a free breakfast or free parking at Hilton hotels for being an owner. They need to work on their perks because what they are selling is hard to use and their conversion rate is poor.

    My dad is getting older and I wanted to be able to provide my family with some opportunities to vacation together so at my annual obligatory "sales pitch" meeting, I bought a VIP add on package. I live in CA and they live in NC so they are close to the Myrtle Beach location. I booked a vacation for all of us but my finances may not allow me to go with them. Guess what? I just called Hilton and my family CANNOT GO without me. I paid, but they can't go. What poor products and customer service. And I am normally a Hilton fan but this is just a waste of money.

    My husband and I have been Grand Vacation members for sometime now. I'm seriously upset about the fact that we even signed up for this! We want to go to France later this year and guess what, they don't have a Grand Vacation hotel in France!! If we want to stay in a Hilton hotel in France, we gotta convert all our Grand Vacation points to Hilton Honor points and then book a regular Hilton hotel. By-the-way, the conversion rate sucks and even if we end up converting a ton of our Grand Vacation points, it will still not completely cover our stay.

    I'm sitting here thinking to myself, we pay all this money to get these points and in the end they don't even have Grand Vacation hotels in most of the major countries/locations. Then what's the use of getting these Grand Vacation points? They even suggest using the Grand Vacation points with RCI. When I checked RCI for hotels in France, again there is literally one hotel which is also booked 8 to 9 months prior to our planned trip. I'm really disappointed because I have all these points that are expiring shortly and I can't even use them for my trip to France.

    Also another thing that has always bothered me about staying in Grand Vacation hotels is that we gotta pay for everything. Nothing is free. Including room service and breakfast (sometimes even parking). Whereas, most other regular hotels provide for free. So we pay a lot more for lesser facilities??? I'm just not happy with this anymore!

    We purchased a timeshare from HGVC about sixteen years ago in CO so we could ski with the family. The first five years it worked out great, but as the children grew and had other commitments, it was impossible to get everyone there the week we had reserved. We tried many times to get other weeks but it was always impossible. We eventually found that we could never get in as there were never any reservations available.

    It's a money scam and Hilton takes full advantage of their timeshare owners. The maintenance fees have gone up and up, and for that amount of money we could stay in a luxury home someplace else. We paid nearly $40,000. for the 8,000 points we receive per year that we can't ever use, and when we began looking into selling it, we found out it isn't even worth $10K if that. (It's not sold yet!)

    On top of all that, they call constantly trying to get us to come to Las Vegas to stay in one of their hotels for 3 days for free if we attend one of their presentations. We recently agreed to do that because one of our grandchildren lives there and thought it would be a good opportunity to see him. I came down with an upper respiratory infection the day before we were to travel and had to cancel the trip. We not only lost the airfare for our plane tickets, HGVC wanted to charge us $120. for the cancellation, but then decided they would waive half of that. They will take advantage of their clients every chance they get. They are impossible to deal with!

    It's a timeshare scam disguised as a vacation club. I wished I had read these before. Like many I accepted the discounted vacation package with the stipulation that I had to listen to their 2 hour sales pitch that lasted 3 hours. The salesman was a fast talking "all is great this is not a timeshare" salesman. We told him we would not make a capital investment of that magnitude without thinking and researching the details. His demeanor changed and his supervisor came in to offer more incentives (another 30 minutes). Have her the same answer and she tried again.

    Finally we were done or so we thought. On our way out to collect the $200 voucher we had a third tier attempt and before she could finish we said, "No THANK YOU." They mentioned the negative reviews as part of the presentation and dismissed them as a low percentage representation that did not reflect the many satisfied customers. I am glad I did not succumb to the pressure. Never make a decision that has long financial ramifications under pressure. You will regret it.

    I wouldn't be surprised if every review greater than 1 star is a HGVC employee pretending to be another satisfied customer. BEFORE YOU BUY do a quick search on any website selling that sells the timeshare you are considering buying.... If you can't find it for 1/10th the price Hilton is selling you’re not looking very hard. What does this tell you? The market value isn't anywhere near what the friendly salesman tells you it is. They'll tell you how much they love theirs, blah, blah, blah....don't believe them. It's a joke.

    It's basically a total waste of money. The maintenance fees equate to about what you'd spend on a week in the same type of resort in the popular season. Their booking website is AWFUL. I don't know why they can just copy one of the hundred+ hotel booking type of websites already out there. Trying to find what you want when you want it is TEDIOUS at best. Oh, and by the way, they never have anything we want available anyway. Here's why: Owners get a "home" week that they can book before other members. So unless you only want to go to that same place every year, you are put into a lower priority for booking. They are always booked up. They'll have a couple odd days available here and there, but NEVER what you want when you want it.

    I don't know if the Hilton customers stay up till 1201 am to book their vacation the minute the general booking window opens, but unless you’re the type that sleeps out for concert tickets don't plan on ever enjoying a vacation in the resort you want on the dates you want. Please save yourself total disappointment, aggravation and your money. AGAIN....JUST SEARCH FOR THE TIMESHARE AND POINTS YOU ARE THINKING ABOUT BUYING BEFORE YOU BUY.... There's your true market value....not what the slick sales pitch tells you. I paid about $40K for 8400 points. I can't sell it for $10K...and I've found them for about $3000 for sale on sell my timeshare dot com. Don't do it.

    The ever increasing Timeshare maintenance fee per year alone is enough to pay your whole week at most other 4 stars Hotels. Most importantly, you don't have to give them upfront $35,000 to buy 8000 point which is worth about a week stay during prime season of Jun-Sept. You cannot resell your timeshare as easy as Hilton stated. They quickly add $400 collection fee to your Maintenance fee balance (Collection runs by Hilton), and that's on top of late fee and interest if you ever fall behind for just 2 months.

    I don't know what is going on there at the management level, but things seem to change lately. I did enjoyed first couple years but after 10 years of being a member I realize it is not worth the buy. Why spend $35,000 and pay $2500 maintenance fee per year? You know what you can do with $2500 if you ever go anywhere for a week. The way they treat customers bother me more. No HOA email replied, and long phone wait...

    I also received a call regarding a special promotion, which was great at the time. I only have one complaint. I paid 160 something for the promotion. They they late charged me 50 dollars because I did not reserve within a certain time frame. When I did reserve a room, they charged me an additional 75 dollars per night because I added my 2 kids. The total I paid 465.00 and that included the taxes or whatever the fees are.

    My husband and I did attend the HGV-Time share meeting. I wish I had the name of the guy who helped us. He was great, I did not feel any pressure from him. He explained the process, I know going to these type of meetings what is expected. I did not make a purchase because I could not afford the 3000+ they were asking for. I wanted to wait and read some reviews, which helped me make my decision... Thank you.

    I do want to say we had a great stay at the Hilton Grand Vacation Las Vegas. The staff there are very kind. the room was great. My kids enjoyed the pool and the pool service. Destinee our server was awesome, she always had a smile and was very helpful. Parking wasn't bad either even though we had to pay 13 dollars a day. I wish I could afford their packages but too pricey for my family and I.

    As I read through all the reviews, I guess I wonder what planet I'm living on that some of the reviewers are not. I have been a Diamond Hilton member for decades and a Grand Vacation owner for many years. All I can say without going into any detail is that I have had a flawless experience making reservations and a perfectly wonderful time at more property and resorts than I can count. I urge folks to see what they may be doing wrong to not make this work, because it does. My wife and I could not be happier and there are very few changes I would even suggest that they make.     I was contacted by Hilton for a Hilton Grand Vacation experience. At first, I was irritated because I was already on vacation with my five children (single dad here). They offered 500 honors members points to listen to a short phone presentation which I received. I was offered a 2 night stay at a location for a discounted price. I opted for the Florida location as I wanted to take my kids to Disney World. I don't remember the exact price but it was something like 2 nights for around $150. I paid.

    Days later, I decided that I wasn't ready to take all five kids across country from Reno to Orlando. I called them back and somehow managed to learn that Carlsbad, Ca was an option and that Legoland was right next to it. Score! That was a nine hour drive and my middle child is a Lego fanatic. I called to switch my stay and they graciously accommodated me as I put them on speaker phone so I could search for when my children's Spring Break was scheduled.

    The single room option was not available for that date, but an upgraded two room suite was. It was something like $50 more money but I got one more night and an extra room so it was worth it. I only had to listen to a 2 hour presentation, it seemed like a deal as long as I knew there was 0% chance I would purchase what they wanted to sell me. Think timeshare...I did and was dead set on saying no thank you. I was also offered tickets to Legoland, future Hilton points and a rebate on a future Hilton stay.

    I was charged exactly what was presented and no more. Switching venues was not an issue. I have read other reviews on this site that stated they couldn't get the dates they wanted and felt cheated. I, got the dates I wanted after I upgraded to a two room suite. I don't feel like this was a scam to get me to upgrade. I understand they are alloted so many rooms at any given time to give out at a discount. After all, they can't give away all of their villas every week at a big discount. They are a business. I am not the only person who was offered this "bribe" to get me to their sales pitch. I understand, my first choice dates may not be available but mine were.

    The Marbrisa location was pretty fantastic! I checked in with the Grand Vacation desk and received my welcome package. I opted for $100 in restaurant gift certificates instead of Legoland tickets. This was a bonus because I didn't plan on coming back to Legoland. I also got a free appetizer certificate at one of the restaurants I chose. Please tip your server for the full meal price, not what you pay after gift cards! I also got papers for discounts at other places but I did not use them. The resort itself was pretty fantastic. Honestly, I forgot I paid for the two room suite and that was a pleasant surprise. I also wasn't expecting a kitchen or patio area out back. The main swimming pools were amazing. I won't forget those memories with my kids. I love LED lit pools!

    Time for the sales pitch... I knew I was going to say no going into it. The sales people also know this as well and don't even deny that you start out with a hard no on your mind. Their job is to overcome this. They make you fill out a survey with questions of how many children, married/divorced/single/living with someone (they want to know your living situation), and how much you earn. I did not answer the income question and even asked why they wanted to know. I felt like they would offer different prices based on what you earned. After the presentation, I now feel like they want to know what you earn so they can offer a package that you could afford. They don't want to offer a bigger package way out of you range and scare you off or insult you with a package well below your means.

    I've read reviews where they demanded your husband be there or demanded your wife be there. Label me a sexist all you want, but whatever...human nature is what is is. They want the man of the relationship there so if the the female pushes the male for the deal, Hilton can cover themselves and say both parties agreed to the contract. They want the female of the relationship there so they can ensure her emotions of permanent vacations will override the male's instincts of logical decisions and the female gets what she wants. I am a single dad and an Engineer. I had two up on them.

    The sales person was a quite attractive woman. I think that was by design. The manager who presented me with the price of this transaction was also a quite attractive woman. I think that also was by design. Little did they know, I have not one but two quite attractive ex-wives. I did no prior research which was not too smart as internet reviews of everything is available. I was not prepared to how close I came to purchasing this offer. The sales person claimed she also owned it and told me of all the benefits she had received. It sounded like a good investment and I almost bought it. However, it was not a high pressure sales pitch. Yes, you would benefit from purchasing that second but it never felt like a high pressure situation.

    I wasn't prepared for the "sticker shock" and that is what scared me off. I know I was going to say no from the beginning, but sales people know that and are quite convincing. I was really close to purchasing this. My child support payments and desire for owning a home overcame my fantasy of having pre-paid vacations. Fortunately, the sales person recognized this and didn't want to force me into something I didn't want.

    After I got home, I googled reviews of this experience and landed at this site. Most of the reviews were centered around getting the discounted vacation. Personally, everything that was offered was granted. I did get the dates I wanted but I understand that if you want to go a destination like Hawaii on a "peak" week, you may not get what you want. I am pretty logical and I understand that the Hilton Grand Vacation pitch is a smaller part of a big business. They are selling the Hilton brand but they can't give away all of their rooms at this promotional rate so space is limited as well as the dates we all desire.

    I am very happy I did not purchase the Grand Resort Package. It seemed like a great deal at the time of the presentation. I could have easily purchased it on what was presented but I do make note I did not research any reviews prior to going because "I knew" I wasn't going to buy. But, like I said, I actually came very close to buying. It all seemed like a great deal and I thought about it for the next few days. I am happy I passed now that I am home and read reviews here. I am aware of the Timeshare nightmares. Hilton is a points based system where you can go anywhere you want. Many reviewers said that availability of the new points system was terrible and availability is non-existent. I was promised cheap hotel stays at partner locations which was a huge selling point. Sounded great, reviews said availability was also non-existent.

    Apparently, there are many fees to all the benefits they offer but do not tell you during the presentation. I am embarrassed to say that I did not consider my actual purchase price until after the presentation. It was $15,750 (or so). I could secure it with a down payment of $1,570 (or so) and a $200/month payment for ten years. I did not do the simple calculation of 10 years, 12 months per year at $200/month in my head. Yes that's a total of $24,000!!! Do the simple calculation for yourself to see what you will truly pay. Did I mention that there was a $870 (or so) yearly maintenance fee? Now, can this save you money over the long term? Maybe. Just be smart about it and valuate the total cost over whatever term you want and compare it to what you would spend over the same time period using Expedia, Travelocity, etc... Just remember you have to do all those calculation on the spot.

    Also, I did not purchase the Hilton Grand Vacation package but I did receive everything they promised and more for simply attending the presentation. There were no tricks. There were no bait and switches for me. I got a 3 night stay in a two room suite for $200, I got $100 in meal vouchers and I got a $100 dollar rebate on my next Hilton one night stay. Seemed like a good deal to me. Stick to your guns!!

    It sounds like a great deal, but they talk you in circles, flat out lie, and have no problem charging your card without authorization for a different hotel than what you've requested. I would almost rather eat the $200+ that I committed than have to call them for the 5th time to try to book dates. It's a nightmare, and your money and time is better spent elsewhere.

    We love our timeshare memories and have enjoyed our Hilton Elite ownership experience for over 22 years. HOWEVER, the maintenance fees continue to rise and after paying over $50,000 for our timeshare points, (financed by Hilton so they profited from the interest), and now paying $3,500 in annual maintenance fees, I was a little more than taken aback this year by Hilton’s response when an illness kept me from being responsive to paying this fee on time. In addition to a $25 late fee and 18% interest on each of my two accounts, I was also charged a $400 “collection” fee on each account for a total of over $900 in penalties and interest.

    This is after 22 years of timely payments. And despite numerous and regular emails and phone calls trying to get me to purchase more HGVC points, they did not bother to let me know the $400 fees were being implemented and did not inform me of the date this would happen - no email or phone call about that! And of course, there is nothing that can be done about it because this has gone to “collections.” Oh... And guess who owns the collection company? You got it... Owned by Hilton. I will refuse all solicitations from HGVC in the future. As for prospective owners... A word to the wise... Check out another company!

    I purchased a Orlando Vacation Package with Hilton Grand Vacation. Never will I do this again. The girl that sold us the package has said that the money was refundable if not used minus a small cancellation fee. She lied, lied, lied! After I decided to use the package in early April there were none available although I could go onto Orlandovacation.com and reserve a Hilton hotel. This person who I was now hoping to make a reservation with said that they only have a reserve amount of rooms to use. It’s a complete scam and I am out over $300. I will never use them or any other prepay vacation package. I will switch to Marriot member even though I am currently a silver Hilton Honors member to see if they are any better.

    My wife and I recently attended a sales pitch on buying shares in the Hilton Vacation Club. The salesman was a fast-talker who was very evasive in answering our questions. A few times I had to ask the same question 3 times to get an answer that addressed our question. (In now reading some of the current owners’ problems with their timeshares, it’s also clear he left out a lot of important details.) But most annoying was his high pressure pitch. He told us that any incentives that he offered had to be accepted at the end of his presentation, not the next day, not later that day, or even after a bit of time afterward for my wife and me to discuss privately and make a decision.

    We never got to that point though because when my wife told him she didn’t appreciate the high pressure, he became rude and aggressive. He told us he "didn’t have time" for that discussion and quickly escorted us to another person who closed us out and let us leave. Actually, that was probably the best outcome. But the 90 minutes we spent in this presentation with this unsavory character were frustrating and stressful. I never would have signed up if I had known what we were in for.

    Last night I called Hilton about an upcoming reservation. My questions could not be answered. I was then transferred to a pitch for HGV which was unexpected. It took a while and I signed on. I didn’t sleep well worrying about it. I was also not told that my husband had to come with me. He could not! Today I called to cancel. Thank you Charlene for your advice.     Where do I begin? This was an interesting experience. I can't say good or bad. The facilities were beautiful. The room was a little small (studio)...or a Hilton Honors member, so smaller than I'm used to. The staff was VERY friendly, and it was comforting to be in a gated facility with security. It was REALLY hard to find parking near our building (#6)... But the view was beautiful from the balcony. Then again, we rarely spent time here. Most of it was at Universal.

    Expedia through Hilton offered us a free 100$ gift package, so I used it towards a free meal @ Mango's. I was also talked into pre-paying drinks to save 2 dollars per drink. They suck @ transparency... Beers were only 5$, but I was still only allowed 2. I paid 10$ per drink. I didn't make a stink because the pre fix menu was free. It was, however, a pain to get the extra 2 drinks I PAID for at Mango's. Finally they complied. I freaking paid for it. I'm writing a separate review for Mango's later. Our waiter was really friendly and went out of his way to help my dietary needs (lactose intolerant, no pork (i.e. halal/kosher), and no bananas or banana family products (allergic)... But he was always in the wind. We caught him dancing on stage a couple of times, but I had to remind him of so many things... The complimentary waters...dessert...etc, etc... The food was meh, and the entertainment was fun. That's about it there.

    Now back on track... What PEEVED me the most about HGV is that I was suckered into this package via my HH membership. I was gold, don't know where I sit now. I think silver. Anyhow, I was offered a 3 night, 4 day stay at the HGV Tuscany Village for 238.00 with tax. I was like, awesome. Wife and I have been planning to go to Universal for a while. This is clutch. The tickets for Universal + Express passes cost me almost 1,000.00 USD. So this was a huge money saver. Then I was told we'd have to sit for a 60 minute presentation. Ok. fine. A few months later we booked, and then had to rebook. In this time, I learned it was 90 minutes. Fine. I'll suck it up. Get down there. I was told it's max 120 minutes.

    What. the. **? I ** you not. We sat for 4 hours. On top of it, our sales lady was so sweet and older. She used some classic tactics (oh how HGV really benefited her family and her... And we got her life story). My heart really felt for her. She's been in real estate for a while, she was divorced, almost lost everything and HGV saved her life.

    I honestly was considering it, but the sales tactics used against my wife and I... And the frequent rotation of characters to make the sale without letting us go for 4 freaking hours. I'm really not kidding. 4 hours. I was told max of 120 minutes. After being originally told 60, then 90. VERY DECEITFUL. I have actually contemplated dropping my Hilton Honors loyalty and jumping ship to one of the other 3 or 4 elite brands. Not kidding. I travel a lot for work in biotech and can easily give my money elsewhere for this **. For the deceit, the waste of time, and the aggravation that nearly ruined our vacation, I'm waiting for Hilton Grand Vacations to reach out to me. HH members who get these too good to be true offers...beware!!!

    I am trying to book a trip to Hawaii through the VIP Program. At this point I DO NOT feel VIP. I was never explained how difficult it would be to book the dates I needed for my trip or given the option to book on other islands other than the one they pushed me to sign up for the day I attended the meeting. I am flying with a bigger group who are not part of this program, therefore it becomes very frustrating when my family is able to book the hotel and the island they want and when I call Hilton they DO NOT SEE AVAILABILITY!

    It makes no sense how an outside agent can book hotel rooms that Hilton is unable to. Therefore, it is ridiculous that I was told I can book whenever and when it comes time to book there are no available dates and that they cannot accommodate my family and I. I feel let down and at this point am NEVER signing up for any promotion they offer! It's all a scam, the sale representatives make it sounds nice and easy on paper when in reality it's been causing me a headache and has become a waste of time trying to call every day to find someone who can accommodate and assist with booking the trip I've been anxiously waiting for. I feel that I must settle for whatever they offer because I had to pay upfront for the trip. I appreciate integrity when it comes to big purchases like this one and I don't feel anyone has been honest with the reality of becoming a member and booking through them only.

    So after booking a room in Hilton at Hawaii, that service line transferred me to another lady who kept pushing me to purchase their Hilton Grand Vacations deal. She said I can book any time in one year at Hilton Grand Vacations for 3 nights with only $199. At beginning I rejected the offer because I don’t think I can have time to have more travel. Then she said she can extend the deal to 1.5 year. I tried to finish the phone call so I just agreed to purchase it. Hours later (within 24 hour) I still don’t think I can make that trip. And in the e-mail I received it doesn’t mention anything about expiration date and detail of what I have purchased, I felt super fishing! So I call the service line to cancel my purchase, but the person in the call just kept insisting it’s nonrefundable and untransferrable purchase.

    Then I asked her to send me another e-mail to clearly mention what I really purchase, including expiration date, how many nights in what hotel with how much fixed fee. She still didn’t do it!! The whole website and email is really vague. I have tried to talk to my bank to cancel the payment. Hope it works. Anyway, the whole experience is super unpleasant! I don’t understand why this such a big hotel uses this way to play around customers!!! I don’t think I will use Hilton hotel again. Their service is really not good...

    So, I was also suckered into the 3 night 4 day stay package in Las Vegas - which may actually be legit! - but my nerves got the best of me after reading SEVERAL inconsistencies in the follow-up email that was sent after the initial sales pitch conversation. The 12 month booking time was only 6 months in the email. The 2 hour presentation (max) was not listed in the email, but a generic statement that attending the presentation was "required". I am a stickler for details so, if I get up and leave at 2 hours and they say I didn't attend the "full presentation" then I would be charged. Peak days were not listed in the email - so how would I know when these are? Other fees were not addressed.

    So, I embarked on cancelling this and four calls later, I reached a booking rep - Marissa, who was lovely. She spoke to her manager and within 10 minutes they cancelled my "non-refundable" booking. There was initial push back, but they said, "We want you to feel comfortable, and if you don't, we will cancel for you." Needless to say, I will never go through with this again, but did want you all to know it can be done - seamlessly and that they aren't as horrible as some write about here.

    If you buy the rental they sell it 5 times more expensive than the value you can get if you want to resell. The maintenance fee that you have to pay is more expensive than the price of the vacation there. If you try to rent you don't even get the money to cover the maintenance. HGVC is a scam. Stay away. If you enter, it is very difficult to get out. Even if you don't use their services you still have to pay the maintenance fee that has a whopping penalty for delay. As I am trying to get out of this scam and tell them that I don't need their service and I don't want to continue to pay the maintenance fee, they are sending me regular notifications with the maintenance fee increase for late payment. It is lose-lose for the customer. Lose because they pay tens of thousands of dollar to have received the right to pay maintenance fees that are higher than the vacation that they receive as a benefit.

    After I called to make a reservation with Hilton, I agreed to listen to a "pitch" about a discounted vacation package in certain areas. Woman I spoke to was very nice - discussed a package in CA and I asked if I had to decide today to do so. She said I had a year to determine dates and book. Stated they needed a card # to "hold" the discounted rate, which I foolishly gave. Received a confirmation email immediately and within hours, I had a charge on my card and buyers remorse and went through their website to request a cancellation. Did not receive a response (shocker) and so I called (at this point, about 18 hours after) to cancel. Talked to girl and a supervisor who both told me that this was noncancellable - they wanted a reason, so I kept stating that I could not do this, and I needed to cancel. (Actually told me that "I could not do this" was not a valid reason!)

    I made the mistake of stating that I was not aware this was noncancellable and they said they would review the call where I accepted to ensure I was advised and if I was not advised then they would cancel, but that the confirmation email I received should have also stated this was noncancellable. I reiterated that I was calling less than 24 hours later to tell them I wanted to cancel and that I changed my mind, but the supervisor advised that regardless of time frame, this is a noncancellable agreement and they do not allow for a time frame to cancel - they would only cancel if I was advised during the call that this was noncancellable.

    Said he would review and advise within 2-3 days, and I said that is not acceptable because I was telling him, less than 24 hours later, that I wanted to cancel. Said he would get back to me at the end of the day. At this point, I am not optimistic they will cancel, so I've already gone through the channels at my bank to ensure that they do not charge me. I do not plan on going through with this package, and I already cancelled the reservation I made with Hilton before this call. Book elsewhere!

    After making a reservation with Hilton, I agreed to listen to the pitch for a deeply discounted 4 day vacation package. The lady was very persuasive and I agreed to pay the $199 for 3 nights. After reading the reviews of other's experiences, I decided to try to cancel. The review posted by "Charlene of Jenera" was very helpful, but to my surprise it was not nearly as difficult - no "supervisor", no long dialog, just a polite "sorry that you have decided to cancel". I was on the phone for only about 10 minutes total. I checked back on the Concierge website about 24 hours later and my vacation package has been removed, but I haven't seen the refund posted on my credit card yet. Maybe all the bad press has had an effect on HGV.

    In February 2018, I stayed at a Hilton hotel outside Orlando, Florida. While walking through the lobby of the hotel, I was approached by a generic Hilton associate, who I did not know to be a sales representative of Hilton Grand Vacations. She stopped me by interacting with my then 9-month-old daughter, who I was pushing in a stroller. She then proceeded to engage me about how often I travel, which I told her I travel for leisure regularly as my time-off from work (PTO) allows. She inquired when was the next time I would be taking a vacation, and I informed her that I had already allocated all of my PTO for 2018 and the first-half of 2019, so I wouldn't travel again until summer 2019. She said great, that Hilton was currently offering a deal where I could book a 4-night/5-day prepaid vacation to any of Orlando, Myrtle Beach, or Las Vegas for $350 total.

    Since the entire conversation centered around when my PTO allowed me to travel, she informed me that I had 13 months from date of purchase to book the travel, and then when I called to book the travel, I had to pick a travel date at most six months from when I called. Therefore, she assured me that if I were to buy the prepaid vacation on that date, I could travel up through August of 2019.

    I called a few days ago to book my travel (within the 13 month time frame), and the representative from Hilton Grand Vacation informed me that their policy was I had to book and travel within the 13 months and that they would not honor the sales associates message of traveling up through August 2019. This is absolutely unbelievable, as my entire conversation with the sales associate was centered around the fact that my PTO did not allow for me to travel until summer 2019, which I knew at the time of the discussion; and I certainly would not have purchased a prepaid vacation that I could not take. It's clear to me now that both the sales lady herself and Hilton Grand Vacations are shysters who lie to get individuals to purchase prepaid vacations under terms that they're unwilling to honor.

    I was rushed through the process and told "verbally" about certain fees. I purchased my timeshare in October of 2018, the following month had to pay $1500 in HOA fees, and now not even 6 months later was hit with operating fees, taxes etc. which I was never informed of. Not to mention every time I try to book something the dates are either not available, or super high. Everything with this company is a LIE, they are not upfront and above board. RUN and SAVE yourselves and your money!!

I had buyers remorse as soon as I hung up the phone and dreaded the idea of calling back to cancel because I knew it was going to be such a hassle. Your post gave me the confidence to take it head-on and not deviate from my purpose when calling - to cancel. Also, to not forget that I am well within my rights as a consumer to do so.

    So, I called and told the rep that I wanted to cancel and was immediately placed on hold (as expected) so she could talk to her supervisor. When she came back on the line (about two minutes later), she said she had talked to her supervisor and my card was being refunded for the full amount. I could not believe it! I think the difference in my experience is because of people like Charlene speaking up about their horrible experience so the business has to respond and change.     Very high pressure salesmanship to get you to buy the timeshare with promises of great savings with future vacations. Instead they levy outrageous fees, complicated and time consuming process to get any reservation, even your own property, and fees galore for any little change or transfer. We would love to sell our week timeshare on 57th street but it’s almost impossible. Have called their sales office and their voicemail promises a response in a month! Would love to join a class action suit against HGVC. This is a club you don’t want to join.

    The Hilton Grand Vacation Club (HGV) is a total rip off and a scam. Promises made to you when you make your purchase are not able to be fulfilled and many of the properties are in a state of disrepair. Further if you want to sell your timeshare back to HGV they will not call you back. You will need to hire an attorney to get out of the purchase.

Schedule an hour to handle this effectively. Defend your right to a timely cancellation simply because you changed your mind. Keep it simple and stay focused on cancellation-cancellation-cancellation. I have impersonalized this technique, not identifying anyone from HGV by name, only by title. These steps were successfully applied today on a Hilton Grand Vacations package.

    1. Call within 24 to 72 hours for best results. The agent will ask for info to confirm the package details, such as confirmation number. As soon as this is done, your one objective is to cancel, so do not discuss anything about the package. Respond “no comment.” Simply repeat, "I changed my mind and I want to cancel my order now. What is the next step to cancel?" 2. Expect delaying tactics. That's why you need an hour of your precious time. The agent will state that you must speak with the supervisor on duty. Undoubtedly you will encounter a delay of 30 minutes, so expect it and call back when the supervisor is “available.”

    3. When you call back, again plan on a delay of at least 10-15 minutes. There will be no soothing Muzak, just silence as you patiently wait on HGV staff to assist you with your valid cancellation request. You must again provide the confirmation number, etc., to an agent. 4. The agent will breathlessly pop back on the line after more than 10 minutes and THANK you for waiting. Politely state how many minutes you were left on hold, for the record (the call is recorded). The agent will assure you that someone will be with you shortly.

    5. The next agent may identify himself as an Elite agent. Let him know you were told to speak with the supervisor on duty. He will assure you that he has authority to assist you. CRUCIAL: Do not engage in conversation. Your time is valuable and HGV has been wasting it. Repeat and keep repeating, 'I changed my mind and I want to cancel this order now. I have 24 to 72 hours to do so under federal law. In addition, I will be adding a review on the ConsumerAffairs website about my cancellation experience today. What is the next step to cancel, please?' The agent will attempt to start a conversation. Do not engage. Repeat your question, "What is the next step to cancel?"

    6. Bingo: The agent will tire of your single-minded obsession with cancellation. He will say in an unkind tone that not only will your refund of x dollars on credit card ending in ** post in 5 to 7 business days, but you will also be placed on a “Do Not Market To” list. Bonus prize!!! In a nutshell, focus on cancellation, avoid any unrelated statements or discussion about the package (e.g., Why did you purchase it?). And that is how to politely cancel your non-refundable non-transferable Hilton Grand Vacations prepaid package, based on my experience today! Yippee!!! Note to HGV: Add a Cancellations Only number to the confirmation email and expedite the process to show your Hilton Honors members that you truly value them AND THEIR TIME.

    I received an offer of 500 reward points to listen to a Hilton Grand Vacation sales pitch. I was offered 4 days/3 nights three locations, DC being one of them. For what ended up being $280. I accepted the DC offer and planned our getaway. We wanted to stay at the District location but it would have been an additional up-charge for two rooms. We took the hotel option instead and stayed at the Hilton Garden. It was a bit of a PITA to get things scheduled.

    As this included a timeshare pitch that I did not want. I did a ton of research. I was prepared for the worst and almost decided to not attend and take the extra room fee. We went this morning and Steve was the salesperson. We made it clear that we were not interested. He was very professional, asked us to take the tour, and other typical sales tactics. But he was always very professional and respectful. The experience was not at all what I was expecting and lasted less than an hour. We received all of the vouchers, etc that were promised for a painless sales pitch. I did not purchase either a timeshare or the follow-up promotion.

    Purchased a package to attend a 90 minute presentation - actually lasted from 8:45am until 11:55am. We told the rep up front we were not going to purchase but we’re looking for information on vacation clubs and were doing comparisons. We are of retirement age. However, while he stressed that we ‘needed to be honest’ - he did not practice the same. He would not give us bottom line info on price until well into the second hour. Then it was the sales pressure to make a decision to purchase TODAY.

    We reminded him of our upfront honesty that we are gathering information. Then he brought in a second manager who applied more pressure to make a decision with two different options. We told him NOT buying today. Then they send the THIRD person in with an option to lock in prices for 18 months with a free Hawaii vacation. To get away I purchased...immediate regret. As soon as we were able to sit down and read the FINE PRINT...I wrote official letter to rescind, called my credit card company, and notified my attorney. I feel like I have been robbed. I will NEVER make this mistake again. Now we will find out if they truly cancel the charges to my credit card for the “free trip”.

    I was booking a hotel for a business trip with Hilton hotels. I was offered 500 points if I listened to an offer, mistake 1, I agreed. The offer actually sounded ok, 99 USD for 3 nights in Orlando, I just had to listen to a two hour sales pitch for a timeshare in exchange. For that price I thought I would give it a try. After reading some reviews I realized I had made a mistake, I decided not to book. I now just got a 140 dollar charge on my credit card. So now I’m out of pocket 253 CAD dollars. With nothing to show, can’t believe I was stupid enough to agree to that, this is complete FRAUD. Hilton, really?

    This is an organization that’s sole purpose is to suck as much money as they can from your bank account. I was stupid enough to buy into a one bedroom condo, which essentially means the use of this condo for one week a year. It cost $37000 and I have to pay over $1200 a year in dues. The one I bought was in Park City, Utah. So if we do the math and I live another 37 years plus at minimum $1200/year for fees, that puts the cost to stay in a condo at $2200/week or $314/night. This doesn’t include the cost to book the room, which is $65. So, over $300/night for a one bedroom suite near a ski resort. If you look online you can find better slope-side condos right now. There is no financial reason to sign up for this scam. Also, there are hidden fees: $299 - rollover unused points. $250 - to use their partner company RCI. $65 - to book a stay. Run!!!

    Oh Hilton, Hilton, Hilton. I have requested for ANYONE from ANY management team to contact me in regards to my issues but of course no one ever does or will. I got a call from your deceiving sales reps to purchase a vacation package for cheap, just sit through a timeshare presentation. Something I was not interested in but the promise of a $200 rebate that could be used in the future did sell me. Once we took our trip to Hilton Grand Vacations in Vegas, we thought it would be a long painful process to get through the boring presentation, which it was. We assumed the sales rep in the presentation would change his nice demeanor once we declined the offer, which he did. We figured the only thing beneficial to us with this offer was the rebate, which we find out later was not.

    The agent that sold me on the original phone call told us about the rebate certificate and how it worked. They mentioned it was good for $200 back from any future stay with Hilton properties. We finished our Vegas presentation and the rep there explained the rebate. Not much later, we took a trip to Chicago. After we got home, I mailed in our rebate expecting $200 back from our recent trip that costs a little of $350.00. Once I mailed the folio and certificate, I got a confirmation email stating my rebate was received though it only had an amount of $100. I reached out to Hilton right away wondering why it only showed an amount of $100 dollars. The HILTON GRAND VACATIONS REP explained she didn't understand why it said just $100 either so referred me to the rebate department.

    Once on the phone with the rebate dep. I was told something different than everything I had been informed up to this point in reference to the rebate premise. No one ever said it was good for ONE night stay UP TO $200 when they were selling it to me or when they were attempting to get me to spend thousands on a timeshare. Your reps should tell people in clear words "YOU WILL GET A REBATE GOOD FOR ONE NIGHT UP TO $200." Why had we not heard that from any rep prior to sending in our rebate? Bait and switch sales tactics, that's why. I asked the rebate agent to get me a manager, not a supervisor, but lo and behold a supervisor gets on the call. Of course, this person is just telling me policy after policy. Not once did they think to INVESTIGATE my claim.

    Listen to the sales call, see if I'm wrong about how the info was presented, work to see what can be done to get me happy or even showing some empathy would have sufficed. None of this was done. To add more fuel to the fire, it's been months since I sent in the rebate, months. Hilton Grand Vacations still has not honored their original agreement for my rebate amount let alone look into this issue. I received multiple emails from customer service reps and front desk guest relations asking if my issue had been resolved. I would reply to each one and then get an auto generated reply that someone will be in contact and call corporate offices if I'm looking for attention right away. 3 weeks of senseless "Is your concern resolved" emails from a robot.

    Today I finally got A MANAGER from Hilton Grand Vacations rebate department on the phone. She explained the same thing the reps did and said she would "move" my concern up the ladder. Bull crap. Hilton Grand Vacations has baited me to accept a bull offer that I would otherwise have no interest in and now they would not honor my full $200 promised. I gave multiple chances and time for someone to reach out to me before this option of posting on the BBB. Hilton Grand Vacations is a scam in every way even before you purchase the actual timeshare.

    My wife and I are vacationing in Myrtle Beach. A lady at the local hotel told my wife that Hilton recently opened up a new hotel and if both of us went in for a 90-minute tour the next day, we would get $125 in Visa gift cards. They took a $20 cash deposit from my wife and asked if our income was $75,000+/year. We went to the tour the next morning. It was a presentation to sell a timeshare. I asked to review the documents so I could make an informed decision, and the manager quickly changed topics. Being an attorney, I realized this was a real estate transaction. I asked the manager if I had signed the stack of closing documents, what the rescission period was. His jaw dropped. I advised him that it was, in fact, a real estate transaction because of the transfer of a deed.

    We were cordially given an offer to purchase a discounted "dream vacation" without any lifetime commitment. I said I'd think about it. We were given the $125 Visa debit card and dipped out. Our Uber driver picked us up. We told him about it and he told us he hears dozens of stories a month of tourists getting taken for a ride and scammed out of tens of thousands of dollars.

    I feel bad for the uninformed couples with newborns who would get duped into giving away their life savings and getting nothing in return. I saw such a couple there that I'm guessing bought in. They were excited by the sales pitch, the fancy PowerPoint presentation, and the beautiful presenter showing photos of herself and her perfect looking family vacationing in the middle of the ocean and dining in underwater restaurants in the Maldives. Her toes were well manicured and prominently displayed in every photo.

    Caveat Emptor! The sales folks are savvy, well dressed, good looking, and use Jedi mind tricks. They can sell rubbers to eunuchs. It should be illegal for the purchase of an interest in real estate without letting the buyer first review the closing documents. There should be a 24-hour waiting period prior to allowing the closing. Shame on the immoral marketers who came up with this scheme to scam hard-working people out of their hard-earned money. I'd give Hilton Grand Vacations zero stars if I could.

    HGVC is a scam. Maintenance fees have gone from under $600 to well over $1200. Fees for just booking have skyrocketed as well. You can get the same thing on any travel website cheaper and easier. Don't do it! We bought the timeshare in November of 2000. They said we could sell it back to HGVC when we no longer wanted it. LIE. The maintenance fees and the fees to book your timeshare are much more expensive than if you call the Hilton property and ask for rooms without being a Hilton Grand Vacations Member.

    If you don't use your annual points you paid for in January, you must use them by the end of the year, or pay over a hundred dollars to save them for one more year. Which you must use during that year. This doesn't include the almost $100. you have to pay to book your OWN timeshare. My maintenance fees this year were fo over $1200. plus $100. to book the reservation. And another $100. if I want to put the reservation in one of my family members name so they can check in under their own name. Do your research. There are hundreds of honest reviews on the web about their scam. Don't fall for it. Save yourself the money and the heartaches.

    Hilton Grand Vacation point membership is not ideal if you are looking for saving money. I ended up paying $15000 for 2200 points and any time I want to use the points for vacation booking it is sold out. It is not worth spending that much money. Please avoid using Hilton Grand Vacations points membership. It was one of the biggest mistakes of my life.

    I'd love to start by reviewing one of the few good resorts Hilton Grand Vacations manages but I can't. I can't because I've only been to one. The one where I sold my soul for a ham sandwich and a diet coke. They of course select the salesperson right for me. A woman. Meanwhile I notice that they selected a man for a set of women that were there for a presentation too. Wonder if sex sells?

    Anyway, I tell this person over and over that I'm not interested and I can't afford it. The saleswoman starts to pout and do some grumpy faces as she tells me she can see if her manager has any deals. He comes in and tells us he's got a real affordable one for 10,000 dollars. Haha. With another ten minutes of babbling about fresh paint and free sandwiches I was becoming famished and just wanted it to end. So they signed us up with a new credit card and wrote our name about 2,000 times to make sure all was locked down.

    Fast forward to today. I haven't been on a vacation since, I'm at least 8,000 dollars in debt on my credit card, and I'm seeking government assistance. They won't answer your questions or try to help you. The salesperson that promises you their number to call has either gotten fired or bought a new phone. Even the carrier pigeon method doesn't work surprisingly enough. Also to make things better, the price you pay for the points is at least 80% more than its actual value. Most other reviews that are not written by paid professionals look similar to this one. Just wish I had seen them earlier. So take it from a sucker... This is NOT the vacation company for you.

    We all know the drill. We all walk in prepared to say, No. But high pressured salespeople can suck us in believing the product they sell is so amazing, you need to sign the contract immediately. These people had the audacity to try to sell us a 2 bedroom (share) condo to be used 3 weeks per year (premium weeks) and 7000 points for $149,000. If you know anything about timeshare, the point system is new and better than the week. Knowing all this, we still felt the product itself made sense to buy but not at the price they were trying to sell it at. They came down 15k to 130k. What a bargain!

    Needless to say, we were lucky enough to walk away from it. But we still thought the product was good. We looked at resale. We were able to secure a 3 bedroom, 8400 points for $5,000. If we were to sign the contract, we saved over $130,000. Before doing so, I spent time doing more research. The point system is fine, however the amount of points needed to stay in certain resorts are never enough and the wait list to get into these resorts is long. At least that’s what I read. In the end, we decided not to do a timeshare. But how many get taken by this? I had to share my story and knowledge in the hopes of helping others. If you bought, rescind immediately.

    I booked a room at a local Hilton direct with the hotel. The woman was so nice and offered me a vacation package in Hawaii because my husband is a Hilton Honors member. I said yes I would like to hear about the package because my husband loves Hawaii. At that point I was put on hold and a young man came back on the phone The package was $995.00 for 5 nights with a car rental at the Wiakaloa Village at Hilton Grand Vacation on the Big Island of Hawaii. I pay in full in advance and book before a year goes by and attend a 1 hour presentation once in Hawaii. He explains that if I go over a holiday weekend there would be an additional 100.00 charge per day for the room. I understand and agree to a one bedroom unit. I pay in full as instructed and am so happy because I will get to surprise my husband who is returning from his second deployment to the Middle East. I know he needs and deserves a break.

    I attempted to book the 5 days for the time between Christmas and New Year. Three different calls and am told there are no rooms for what my package calls for. I am also told I only get a standard room with two beds side by side instead of the one bedroom suite I agreed and paid for. I attempted many more calls with different dates and there is never a room available for my pre paid vacation. Interesting because I can book a room online at any moment at the hotel for the dates I am asking for. Finally I get a man who explains that the Hilton only releases a certain amount of rooms per month for vacation club and because I am prepaid I am vacation club. There are just no rooms available for me.

    I complain about the fact I cannot book a room, I complain that I am being told my room is standard instead of a suite and the man tells me he can pull the recorded call where the salesman sells me my vacation including the promises made. I agree and understand it will take a few days and I wait. The man calls me back and I am impressed that he did. He listened to the tapes. I was promised a suite. Unfortunately all three dates I give as possible times to visit result in no room available for me unless I am will to pay to upgrade to a two bedroom suite. Really. My husband vacation request is granted and I now I have a solid date. I call back and agree to upgrade and pay even more to get a two bedroom suite for the 5 days. Guess what??? There is no room available for me. No Room. No refund. There is no room.

    It is unbelievable that Hilton would participate in this type of scam and thievery. My husband does not know yet this is all happening. Once he does he will no longer be a Hilton honors member. He will cancel his Hilton's honors credit card and not use the company again. If you made it through this long review, I hope it saves you money, time and frustration. I am going to file a claim now with my credit card company. Luckily I did not use a Hilton's Honors card!

    Telemarketing group out of Escondido, California offering Hilton Vacation Packages from telephone number **. When the caller finished his pitch I told him, "I travel 300 days a year with my job and I..." click. He hung up. So I called back and told them how utterly rude this is. Cold calling me in the middle of my morning and expecting me to listen to him, but not interested in common courtesy. I am a Hilton Diamond member and Hilton Hotels needs to know how offensive their telemarketing team is. 12/21/18 9:21 am.

    My husband and I purchased a HGVC ownership in NY at the West 57 property in 2009. At the time we purchased we were told we could stay at any resort and convert our points for Hilton Honors. We bought points and later upgraded to more points. After attending a meeting yesterday through our VIP package, I will never upgrade with this company. The salesman was rude, condescending, obnoxious among other things. He informed us that now our conversion rate has gone from 50 to 1 down to 25 to 1. This means we can stay 4 nights a year in a hotel vs 2 weeks a year. It has basically rendered converting our points to Hilton Honors useless. Also, the 5 new properties opening are not available for us to visit. We paid thousands to be treated so poorly. I don’t know if I’m angrier at being lied to 9 years ago or the treatment we received from the salesman. Be careful if you are considering purchasing HGVC. Read all fine print!

    In August 2018 I purchased a 4 day 3 nights experience with Hilton Grand Vacations to Myrtle Beach. At the time I was told I needed to use this within a year. Properties were never available, switched to Las Vegas and still had issues with properties while booking 5-6 months out. They had some available but charged upgrade per night and on top of that charged up to $100 per night deposit fees for any room damage, etc. Initially spent $200, thinking we would indeed have 4 days and 3 nights for that price and it actually worked out to $575 needed up front. Avoid this at all cost!!! Horrible experience.

    After making a reservation for a conference, I was directed to participate in a 'quick' survey with Hilton's Grand Resort Vacations for 3 free nights at one of their U.S. resorts. I should have known better. After the survey I selected Las Vegas. The only requirement was putting $160.00 down for hospitality taxes and listening to a 60 minutes pitch. I should have googled reviews first, but did it after I gave them my money. Found out it was a big scam after the fact. Without making reservations for specific dates, I tried three times to get our money refunded. We work for the church and live modestly so $160 can pay a couple of bills for us.

    They refused to cooperate and kept to their script. We took the rope and hung ourselves for the 160.00 learning from it. Then, a month later, I see an additional $50.00 charge from Hilton Grand Resorts. Finding out that they fined us for not making a reservation in the 45 day window. So now they took 210.00 and we received nothing. So unethical! I told the young lady on the phone to reevaluate who she is working for and consider a more ethical choice given their horrible reputation that she is supporting. Shameful!

    We got sucked in by the BEST saleswoman on God's earth. She could probably sell ice to an Eskimo and make them think they got a good deal. We bought on the promise of ALL THE MANY new resorts being built in Europe. That was in Jan 2010. To date (Dec 2018) the only new venue is Italy (totalling 3 in Europe; Portugal, Scotland & Italy). One can NEVER EVER get in at Portugal as the owners quite rightly use it every year. We have never been able to book into Italy and Scotland is available in the midst of winter. So it's a nightmare. The fees go up year after year.

    We now pay $1600 p/a fees. For that we could book a holiday or cruise with flights from the UK. Then booking anywhere but your home venue cost $$$. Today we found out they changed the rules so the points we have can't be converted to Hilton Honors points (one of the selling points)... No instead we must pay money and have to use them next year... It's so depressing. If you really MUST have HGV club membership, buy it second hand from someone else. We are desperate to get rid of ours and think that as things stand we will have to just give it away... Please don't fall into the sales trap. Please stay away and save yourself money, heartache and so much agony!

    They did not deliver what they promised for sitting through the 3 hour Timeshare presentation commitment. Don’t use this service! They say it will only be 90 minutes and that you will get a cruise voucher for attending but they completely disregarded everything that was promised. And after spending hours on the phone with their corporate office and speaking with the operations manager, I was still unable to get this resolved. We will never be using Hilton in the future until this is made right.

    This is the biggest scam I have ever dealt with. DO NOT buy any timeshares... TRUST ME! I got sucked into buying as they made seem like it is such an amazing deal. I tried to book multiple vacations months in advance and everything was booked. Every time you want to book a vacation there are additional fees which they don't tell you about.     We were offered a couple of free night’s stay at Hilton in Orlando and a $200 gift card to attend a presentation and tour of the site. The experience on site was totally negative. The sales approach reminded me of bad car sales experiences, and we walked away without purchasing anything. I asked them to review the contract before committing and they never provided it. On top, $200 gift card was not upfront but a rebate to a hotel stay. In the end, we received only $100, not sure why? Such sale practices and cheating your customers $100 is not good for the Hilton brand. I used to be loyal Hilton Hotel’s customer, not anymore...

    I would like to express our dissatisfaction with our timeshare that we own through The Hilton Grand Vacation Club. We have owned our timeshare since 2015 and now, in 2018, 3 years later, we are still questioning how we are ever going to benefit from this ownership. During my most recent vacation, I was coaxed to attend an owner update meeting with $150 Hilton Bucks for use at restaurants during my stay. I took this time in the meeting to voice my concerns about our ownership and try to get some answers while I had someone face to face.

    During our conversation I mentioned being very disappointed with my timeshare. Mostly about limited availability and never being able to get a reservation when I want. I told him about not being able to get in for my spring break in 2018 even though I tried to book it sometime around Sept/Oct. He said I need to book 9-12 months out. I explained that I don’t know the following year's school calendar until May so booking spring break 12 months out will be impossible for me. I decided to go into the app and see if there is availability for my spring break next year. Since it was July now, this would be “9 months out” like he said. Surprise... No availability!!

    The salesman being a little puzzled, went to ask his supervisor. He came back and said since it’s my off year, I don’t have points. My reply, “I can borrow from 2020”. He said, “yes you can”, but you don’t have priority in your off years. Which, he said, is why we need to be platinum level. That gives us more priority and benefits. We were never told that being a platinum level would give us more benefits. As far as we knew the different levels (silver, gold, platinum) only determined which weeks/months your points were equivalent.

    The salesman also went on to say that if we had more points and a platinum level we would be able to manipulate the system better. We could also have lower maintenance fees by dropping to a 1 bedroom and increasing to Platinum. What??? The last time we were in for an owners update, the salesperson persuaded us to upgrade to a two bedroom. Today he's saying that where we are now is in the middle range and that is why we are not seeing all the benefits.

    Basically, when we stupidly upgraded we were led to upgrade wrong. The salesman also commented that when we originally purchased our timeshare they most likely started by showing us the top levels and all the perks but then they dropped down to what we can afford, and the salesperson often doesn’t tell the buyer that all those same perks don’t apply. He said we should have a constant goal of upgrading, like a stair step, so we can get to elite levels and use it the way we want to use it, i.e.: The way it gets described in the sales pitch. He said at this level we don’t have enough power to manipulate things and get all that we want out of it.

    I can not fathom the thought of going through this for the rest of our lives, and then passing it on to our boys. We just want to forget this ever happened and move on with our lives. We do not want to upgrade to a higher status, and we do not feel like it is necessary considering that we have paid in so much already. It should not be this troubling and frustrating to use what is ours.

    This whole situation makes me sick to my stomach when I think about it. The fact that we used our savings to pay for this and are now worried about paying for college for our boys just makes me cry. We feel like the people responsible for getting us into this mess should be held accountable for the mistakes that they have made, and we should not have to suffer because of their carelessness. We feel like we have been taken advantage of and betrayed. So far Hilton has done NOTHING to try to make this right or to try to help me. I have been trying to get a resolution for over 4 months.

    Amazing Product! The best way to vacation as a family. We've owned with Hilton Grand Vacations in Hawaii for the last 10 years. We travel all over the world and stay at 5 star accommodations thanks to our ownership with Hilton. Once you own something like this, hotel rooms are no longer an option. We travel to different places every year and never have problems finding availability. Everywhere we go we have a full kitchen, washer & dryer, and living space for the entire family. I highly recommend Hilton Grand Vacations if you like to travel and explore different places around the world. If you don't like to vacation then it makes no sense to purchase this.
