    I had a sales presentation 4/16/2023 with Grayson ** at Cabo Azul Resorts. Grayson told me about the massive amount of money that I would be paying in maintenance fees if I didn't switch to a stable account (Scare tactic). This was after I told him, I was having trouble spending the points I currently have now and didn't want to purchase any further points. I also shared with him that I was recently divorce and didn't want any further debt/bills. He stated he can keep my points where they are and keep my maintenance fees stable because again, I'll be paying a massive amount of money in maintenance fees alone in the coming years and get me a loan amount around the same payment which was $496.62 a month.

    He showed me a loan amount for $1,132.07 and I said absolutely not. I cannot afford that and to please bring me back my ID which they were holding hostage. He said, "No ignore that. Your payments will be back around the same amount you are paying now as promised (Lie)." This is what Hilton offers everyone with this high interest rate. "I'm going to schedule a meeting with you to refinance your loan with a lower interest rate for May 3rd." I was coerced into agreeing to this loan with the promise of a refinance that he would provide (Lie). He purposely made a "follow up meeting" after the 5 day contract period knowing that I will be stuck in the contract (Trap).

    When I spoke to Grayson on May 3rd 2023 he basically asked me to use LightStream or contact my credit unions and get a personal loan for consolidation. I told Grayson no company has offered a personal loan for consolidation with a term length past 5 years. He said these companies would do this, and this is what he has all his clients do all the time and it's been successful. With my credit score I won't have any problems (Lie). I asked him can we reverse my contact because what you promised me was a lie and like I told you before I absolutely cannot pay $1,132.07 a month. I need to stay under $500 a month. He stated: "I'm not super familiar with that process and what it would look like but why don't you see what you can get from your lending and we can go from there." I just told him none offer a term for 10 years for a loan amount of $58,659.60.

    I would like to cancel this contract as I was lied to and convinced by a Hilton Trusted representative that my monthly payments would not be no more than $511.

    When I tried to reach out for his assistance again regarding reversing this because of the false misrepresentation he stated I had something come up so I won't be in the office tomorrow. Which is further adding days and delaying this process even further.

    I asked that they Please have someone call me immediately regarding this situation and remove my contract from Escrow as I cannot afford a loan for $1,132.07 as stated to Grayson many times. You will get stuck in a contract with the only form of communication is thru email, in hopes you get a response. I warn you be aware.

    I had a terrible experience with Hilton Grand Vacations during me and my partner’s trip to Las Vegas over Labor Day weekend in 2022. One of their reps at a kiosk outside The Venetian offered us free tickets to attractions if we attended a presentation about Hilton Grand Vacations (timeshare junk). We agreed and the next day, we were picked up and taken to Polo Towers, where we were subjected to a high-pressure sales pitch about investing in a timeshare. That’s right, they call it an investment (far from the truth!). When we declined, the salespeople became aggressive and wouldn't take no for an answer. We eventually caved in and signed a contract (under suspicious circumstances). The sales representatives repeatedly ignored our stated financial constraints and pressured us into a long-term commitment that we could not afford.

    We felt violated by their manipulative tactics and the fact that they took advantage of our lack of knowledge about the timeshare industry. We have since discovered that almost everything was a lie, a clever scheme to entrap us into debt. The yearly maintenance fees are very high and it’s not worth what you get. They didn’t disclose to us that the points would expire if we didn’t use them. Availability is a nightmare, good luck ever staying in your timeshare. Don’t believe them when they say you can make a profit from renting out your unit and that it would cover the maintenance fees! This company is nothing more than a scam and it’s disgusting that they continue to get away with it. It is imperative that the public be aware of these violations and avoid doing business with Hilton Grand Vacations.

    I recently fell victim to the timeshare scam run by Hilton Grand Vacations and I cannot emphasize enough how furious I am. The sales personnel presented us with a vision of a dream vacation and promised us the world, but instead, all we have been able to do is pay fees upon fees. It is appalling that this company resorts to deception and dishonesty to sell its useless product. Our ordeal began when we were offered a free three-night stay at a condo in Myrtle Beach, SC, if we sat through a 90-minute sales pitch. But the pitch went on for nearly five hours and was full of lies and half-truths. The saleswoman promised us a guidebook of tips and strategies for booking but it was completely useless. She also assured us that we could get a Hilton Honors American Express card with 0% interest that was only for the first year, and we were unable to use bonus points earned with the card.

    The worst part is that we were misled about the due dates of our maintenance payments and ended up being hit with late fees and finance charges. We were also told that we could roll over points, but when we tried to do so, we were unable to, and no one seemed to be able to help us. We were simply passed around from department to department and hung up on. This company is predatory and commits fraud endlessly. It preys on unsuspecting customers, luring them in with false promises and then trapping them in a never-ending cycle of fees and dues.

    As soon as my friend and I walked into the Grand Canal Shoppes in the Venetian Hotel in Las Vegas, we were immediately and eagerly approached by a Hilton Vacations representative. She asked if we wanted free stuff, such as tickets to the gondola rides, and other activities, as long as we attended a presentation and tour of their resort nearby. The entire experience, including travel, took 4 hours out of our afternoon. She handed us off to another guy who took down our information and threw in a nice voucher for a restaurant and hotel stay for the future. They make it sound so enticing just for our time and attention. We then were Ubered to the resort 15-20 minutes away. We were met by a sales counselor who was initially very friendly at first. They spend a half hour getting to know your travel preferences.

    They compliment you (he commented on my appearance as an attractive smart woman to try to boost my self-esteem) and want to know you personally. Then we sat in on a presentation, which shows fantastic places you can visit and had an emotional aspect of not waiting to travel because tomorrow is never guaranteed. Then we returned to the sales counselor's cubicle, and he was trying to convince us to buy a timeshare since I mentioned wanting to travel everywhere. I am not comfortable buying something when it's my first day hearing about this opportunity, and without doing my own research first. There was the overwhelming notion that this deal will cost more if I wait, so I should buy now. I hate feeling pressured, even though the counselor said a few times that he'd respect if I walked away without buying. He showed us a tour of the resort too, which included a walkthrough of a nice suite and the pool and other spaces & amenities.

    As the conversation went on though, he seemed more irritated and less friendly with us. His smiles at the beginning of our interaction faded to frowns and disappointed headshakes. He began to get snarky and stormed off a few times, to get his manager to try to discuss how good this program was. We told the manager we didn't feel like taking part in the program at this time. He seemed understanding and didn't push us too much. Then the third representative/person sat down; he was from marketing and wanted to get our feedback and the top 3 reasons why we didn't buy at this time. The manager and marketing guy both asked us if we would consider the program in the future. I honestly highly doubt it considering my extremely unpleasant experience.

    We are so disappointed with Hilton Grand Vacations and regret ever taking advantage of the “Mini vacation” that was offered to us. Even that process in hindsight was misleading; talking about having access to Disney and Universal as if they were affiliated with them in some way. (They aren’t, by the way). When we attended the required presentation, we were told the following complete falsehoods. The first that stands out, is that this quite expensive investment would increase in value. It has no actual value outside of the intrinsic dream of vacationing in their greatly overstated manner. We have been owners for over five years, and that is how long it truly took us to understand how we have been taken advantage of. We no longer want to be associated with Hilton Grand Vacations programs, because of their endless upsell tactics that were used on us and from what we can tell all the owners.

    When we went on the owner updates, they purposefully misrepresented the compounding costs associated with upgrading. These hidden costs have added up exponentially over the years. Between maintenance, closing, exchange, booking, and processing fees, Hilton Grand Vacations is making what is obviously a lot of money by double and triple-dipping on these contracts. We paid more than $10,000 in just maintenance fees alone. The amount of interest Hilton Grand Vacations is collecting is staggering, especially considering they present the product as a real estate investment and are charging credit card interest rates. This product cannot be refinanced by a bank or credit union, because this is not real estate. They simply glaze over the financial portion by focusing on the monthly payments associated with the mortgage loan. The “price” in the end will represent about 30-40% of your costs. We have lost all faith in them at this point.

    Hilton Grand Vacations is UNETHICAL, MANIPULATIVE, VINDICTIVE, and RUTHLESS. RUN RUN RUN FAARRRR AWAY! They’ll hold you hostage for hours until you sign a contract/upgrade. They’ll lie to you about the price, benefits, and features just to make a deal. Hilton Grand Vacations employees are THE WORST!!! They’re like loan sharks on the hunt! By the time I signed my final contract with them, my total debt owed was over 2.5 times my annual income!! To say that I am livid is an understatement!

    If I could give a negative star I would. On the first time I called, they hung up on me after 4 minutes into the conversation. When I called back, I believe that the same person answered the phone. They asked for my confirmation number that I didn't know. So then they asked for my phone number. When they said that they didn't recognize the ONLY number that I have, I responded "of course you don't". Ultimately, I just wanted to confirm that my cancellation of my purchase was processed. I asked because they were supposed to send me an e-mail confirmation that was never sent to me. They said that it was processed and then I asked them to send to me. They still didn't. They did suggest that I just use the confirmation number that was given to me.

    The lady then gave me a ** response as to why they didn't recognize my number. It was a completely wrong number. She was at a loss of words after that. I don't normally leave reviews. However this company sucks. You are smart to read these reviews, I sure if you are reading these reviews, you have already made your purchase. Lol. It may take you some time, but get your money back asap. If they giving people a hard time with this, just imagine how bad it'll be at the vacation resort.

    We unfortunately signed up for the Hilton Grand Vacations Vacation Introductory Program (VIP) on March 18th. We realized shortly after that there was no discount associated with the $1695 that the program costs -- hotel stays in all of the offered destinations were less than or about the same as the cost of the program. We emailed and sent a letter (with tracking) to the address in the contract within 10 days of the date the contact was signed. We received no response. I called multiple phone numbers until I finally got a representative on the line who confirmed my email was received. Shortly afterward, I received an email response that I would receive further correspondence within 10-15 business days. I did not receive a call within this timeframe.

    I emailed and then called the number that connected me to a representative previously. They insisted that the Escalations Team did not have a phone number, from whom I was apparently to hear within 10-15 business days. I even asked how they at HGV would reach out to the Escalations Team if they did not have a phone number. They were adamant that the Escalations Team would reach out to me. I requested this in writing via email. They stated they would reach out to me within 24 hours. They did not call.

    I called American Express, and they were patient and understanding and opened a dispute. I shared all associated documentation (signed contract, emails, mailed letter, tracking information confirming receipt). The $1695 was credited to my account as the team investigated. (It is worth nothing that, when we initially decided to cancel, I reached out to American Express to dispute this charge. However, I was initially unable to do this because the charge showed up on my account as a hotel stay, with a check in and check out date (both the date of signing). This prevented me from disputing the charge online, as the date of cancellation is shown as after the date of this hotel stay.)

    A few business days later, presumably after American Express reached out to HGV VIP, a person from HGV called stating that they would cancel our enrollment in the program. They also stated that the refund would be processed within 90 days. I asked for this in writing via email as well. Interestingly, her email signature did include a phone number. She consistently called me by the wrong name, which was just another point against this hospitality company. Given this experience, I assume I would have had to follow up yet again with HGV after the 90 days to ensure I received my refund. Luckily, I have already received the credit to my American Express. This experience makes me very unlikely to want to interact with Hilton in any capacity, and I will be working hard to avoid them in the future.

    Hilton is amazing at giving you misinformation to solely benefit themselves. They told us a pack of lies as follows 1. We were told that the properties available were exclusive to timeshare owners. Not only is this blatantly false, but it is also in fact MUCH cheaper to stay at their properties without ownership. 2. With a membership we would have excellent availability. 3. We were told that the purchase was an excellent real estate investment and a hedge against hotel costs. 4. We would receive tax benefits by purchasing a timeshare. We have had our timeshare for 8 YEARS and have only been able to utilize it 4 TIMES while spending more than $28,000 – that’s works out to $7,000 per vacation or better yet $1000 per night and I’m only talking about the accommodations. Hilton timeshare are a rip off and the deepest of money pits!

    In 12 YEARS, we’ve only been able to use our unit with Hilton Grand Vacations 14 total nights due to shockingly scarce availability!! How absolutely atrocious! We were swindled by HGVC salesman Brooke ** into buying a timeshare unit costing more than $50,000!! That’s an actual House Down Payment! We were lied to and told it would only be $15,000, but what we were not told at that time was, with the APR and the Maintenance Fees, we’d be paying almost triple what we were originally told this would cost us!! He also took our IDs and credit cards and ran an unauthorized credit check on us! DO NOT WASTE YOUR TIME GOING TO HGVC, Island Links, Coral Sands or PALMERA! THEY’RE NOT EVEN WORTH THE “FREE GIFTS” you get!!!! DON’T PASS GO, DO NOT COLLECT $200.

    My wife and I were offered an opportunity to see if we would be interested in purchasing a timeshare with HGV. We went to Virginia Beach for our tour and sales pitch. After saying no to the offer, note we were told that the presentation would only be up to 2 hours, but it took over 3 hours, we went to the desk to leave, and the manager at the desk told me that I would be getting 50k Hilton points deposited into my account. I had to call to get the points deposited and then they only deposited 25K.

    They had deposited 50k in my account but then took out 25k. Very frustrating, would not recommend this to anyone. When I called HGV they informed me that the package deal I went on was for 25k only and it was a mistake on their part telling me I would get 50k points. They did help me get to the document that showed the points offer was for 25k points, I was thinking it was 50k but my memory could have been wrong as well. I would not recommend this experience to anyone. Initial cost to buy into the timeshare is high and monthly fees are high, even with me being a Hilton Diamond member.

    In December 2021, I converted what I thought was my 2021 points into my Hilton honors points online. Apparently, if you do it online you are doing future year. I was told I cannot recover the points anymore since it has been 2 years. I told them that I was not aware that I converted 2022 and I can only convert current year on the phone. I spoke to the supervisor and was told they could not do anything about it. I told her that I thought I converted 2021 since that was the point that will expire. Nothing online stated I have to call for current year conversion. I told her I paid the whole year and I could not even use it. She said it is their policy. At this point I lost around $8,000 on 2021 since I cannot use any points for that year. I cannot even get out of the contract since the loan is not fully paid. They took your money but cannot do anything for you. Hilton is not transparent about this policy. I wonder what they are still hiding. NOT TOO HAPPY ABOUT THEIR HIDDEN POLICIES.

    I went to Las Vegas for my son’s 21st birthday and all we wanted to do was celebrate and have a good time. Hilton Grand Vacations offered us a $100 gift card to attend an update meeting, so we agreed. In this meeting they aggressively piled on the pressure on us to buy more points. We repeatedly told them we did not want to do that, yet they would not take no for an answer. They boasted about the additional “benefits” we would get if we purchased more points, yet we haven’t received a single benefit from Hilton, just bills in the mail.

    After we gave in and purchased, we could not help but realize how this has made our lives so much more difficult and our timeshare bills that much higher. They had lied to us about every little detail and kept things from us that we should have been informed of. Hilton Grand Vacations has ruined traveling for us, we can’t even look at travel websites without getting sick to our stomach about how we were tricked out of our hard earned money.

    As a nurse, I spend a lot of time in upsetting situations, so dream vacations at a decent price was very appealing. If only I had known what I was really getting into. Dealing with Hilton Grand Vacations has been the LEAST relaxing thing I have ever done. Everything I was told from the beginning was untrue. The salespeople had no issue with tricking me and lining their pockets. When HGV took over Diamond, I was told if I did not upgrade, I would have to pay for increasing maintenance fees and renovations on an old property. When I agreed to upgrade, my salesperson said any unused points would roll over into Hilton Honors points. Another lie- the points just expire, even after I paid for them. The pressure to sign was unbearable. I even wrote on the contract that I was pressured and the salesperson scribbled it out. If you ask me, the whole company is shady and corrupt.

    A lot of promises were made by Hilton that were unfortunately not met. They said we can make money off their real estate investment contract by renting it out to other people. That is not possible. They also claimed it would increase in value and it would be easy to resell. It is, in reality, worth NOTHING. You can’t book a vacation because no one can be bothered to teach us how to use this convoluted points system. The told us they had a buy back program which helped ease us into making the purchase, but what do you know...It doesn’t exist! They didn’t make clear that the maintenance fee was an annual fee and that it increases exponentially. Our latest maintenance fee bill increased by $600! The package we were sold is completely worthless, yet we are paying a significant amount of money every month & year. Hilton, this is not fair.

    Hilton made us think we would have access to these exclusive offers. They made us feel special and in reality, we are just a pawn in their big scheme. Here are some examples of the “exclusive offers” that ended up being lies: We would be part of an elite and exclusive club for owners. When trying to book we discovered that not only are the properties not exclusive to Hilton owners, but it is also far more expensive than booking their properties with online travel websites. We would own real estate that would increase in value, and that could be passed down or sold. However, the “real estate” is not our own physical property. We are unable to use it as we like, and we are unable to sell it.

    We have paid maintenance fees of $944 twice now, and yet we are paying to support properties we cannot even use. Our children would be forced to inherit the upkeep, maintenance, and taxes on Hilton properties without their consent. We were told we’d be receiving bonus points that we could use in tandem with our owner points. We have learned that we can use one or the other when using points for travel. We have paid over $8000 for nothing in return. Hilton, you should be ashamed of yourselves.

    I'm on the bottom floor and I'm hearing "thud thud thud" whenever the people above me walk around. The children run around with their shoes on and front desk doesn't care unless it's after 10pm. Housekeeping was supposed to come by midway through my time here and were 2 days late, even after requesting them to come. Coffeemaker was in hallway for first few days I was here. There's no privacy out the patio, workers walk by and don't even seem to be working. Activities like karaoke at night get cancelled due to the weather when it rains in the morning. Really bad experience here. Never coming back.

    How do we even begin to explain our frustrations with Hilton Grand Vacations??? It is the only timeshare we own and based on our experience so far, we have no plan on purchasing any more timeshares in the future, especially with Hilton. My wife and I were both in our 60s when we made the mistake of purchasing and we were told by the salesperson that we only had 24 hours to cancel it, which sadly was a blatant lie. If we ever want to use the timeshare, we still have to pay out of pocket for resort fees that were never discussed or mentioned at the sales presentation. We were never told that the timeshare was a permanent membership. I guess the salespeople were more than happy to skip over all that info at the sales presentation because it would have changed our decision!

    Our experience with Hilton has been frustrating and disappointing, to say the least!!! Even after being manipulated into “upgrading”, our experience became worse, if you can believe that.  We were misled during the sales presentations, and it’s only been a huge burden on us. Consider this a warning, take heed and steer clear of Hilton. Their salesmen are sharks, don’t let them fool you.  Look and see what others are saying, clearly Hilton Grand Vacations is acting predatory and senior citizens are especially at risk. They look for vulnerable people, lie and pressure them into a lifetime of debt. It’s a shame we ever came across Hilton Grand Vacations. This is a far cry from the “investment” they described. The whole thing is a joke. Don’t give Hilton a single minute of your time!!!

    We were assured when we purchased this club ownership package that Disney properties would be available to us. We made it clear that it was the main reason for the purchase. Less than 2 months after purchasing, we went to book and discovered Disney had exited PRIOR to our purchase. It is now virtually impossible to book a Disney property using our club points. We are still being told that by the sales team that we can book but there is never availability. RCI and HGV customer service members are still telling us that we can't book so largely conflicting messages! We are getting the runaround to cancel/be released from the contract. Apart from issues getting Disney bookings, other properties are also very difficult to book.

    I had a trip planned to Cabo San Lucas so I figured extending my stay with Hilton would accent my trip. Not only was I put in a Hampton with no restaurant, no staff, Hilton hung up on me when I called to ask for another hotel. They said I was NOT AN OWNER. Oh dear. In a foreign country they completely abandoned me. I checked out. I found an Air BnB that was gorgeous. Since I have sent 3 letters and a phone call asking for a refund. They said no refund, no points, AND THEY ARE AWARE OF THE PROBLEMS AT THAT LOCATION. They sent me there knowing they would fully dissapoint me. Wow. I am going to tell everyone, Hilton no longer Honors its members, at all. Stay with someone else!

    Before getting to our specific experience, here's some info upfront for you to know when considering dealing with this "Hilton" Grand Vacations (HGV) business:

    1. These timeshare are a liability not an asset. If you think otherwise, ask anyone who has actually owned a points based timeshare whether they consider it a true "investment" that carries any market value. In other words, you are signing a contract that says you owe money yearly in perpetuity even after you pay off the principal cost.

    2. Regardless of promises of world travel, you are buying into a base property in the state you elect to buy property in. This means if you ever have issues, you will most likely need adjudicate those issues in that state. For example, if you buy in Florida but live in Illinois, you will need to go through the process of getting Florida licensed lawyers to help you.

    3. You really need to walk into the sales presentation knowing how to quickly in your head or using your smartphone figure out what it will truly cost you (online amortization calculator can be used) over the years. Most likely, it will not make financial sense to buy into, especially at under $100k/yr income levels.

    4. Remember when factoring in vacation costs, they are focused on lodging alone. Often equivalent or just slightly more expensive lodging can be obtained with proper planning on the open market, without having to deal with the notably unavailable customer service of HGV. They are great when (read if) you can get them on the phone to discuss something, even while on their properties

    4. Know your budget and realistic life goals. Are you really going to use this? Could you go on vacation that is acceptable to you for the same cost as just the room for the years you are paying it off? At BARE minimum you are looking at around $3k a year if you finance the purchase plus HOA fees that start around $1k a year.

    Okay, now on to why it is a clown show. Here's what we experienced: I made a reservation for a work trip and got transferred to HGV in exchange for points. I listened to the phone pitch and was headed to Orlando for that work trip anyway, so why not tack on a few extra days for $179 and see what this HGV stuff is all about? Hilton is a solid brand (though HGV is whittling away at that brand image).

    We stayed at Tuscany Village. It was comparable to most suites in hotels, but had the added bonus of a a full kitchen, fridge, and laundry. It was also finished in a somewhat classic way, not too sterile like some modern hotels can be. The sales pitch was on the second day. Here's where it first got annoying. The pitch ran over the allotted 90 minutes, wasting our time. The entire thing could have been done in 60 minutes, we were there 3 HOURS. That said, it was a lot of info, we didn't want to make the decision there and walked out with a solid offer for purchase (5700 points every other year at $15,900) and a 6 night stay in a two bedroom suite for $1695. The $1695 could be used towards the purchase if we decided to buy.

    We booked Waikoloa Village 6 months out to ensure we could get a date we wanted and have just returned from that trip. Everything up until that sales pitch seemed to go as expected. The customer service was great (if you could get ahold of them). Facilities were adequate and again had the full dining areas, kitchen and laundry. Good so far...

    Then we went to the sales presentation. This time, it was downright insulting. We explained we are people of means are not impressed with the "luxury" and "you wouldn't normally book a suite except for our offer would you?" We have booked penthouse suites without ever needing a timeshare before... Then, we were fed the self contradictory pitch of how valuable family time is, but that we'd be wasting our money on vacations if we didn't spend it through HGV. He literally said to us "You are the perfect demographic for this." Uhh, what??

    We explained we have many options to travel including access to several family properties, but would be interested in the one bedroom suite level package. They offered us a package that was not only MORE expensive than our offer in Orlando (which was supposed to be matched or better), but it also included less points that would only cover 3-4 nights off season in a suite. We asked how many points would it take to stay in various places around the world (actual objective facts to help make a decision), and were quickly ushered away from that part of their media presentation into more playing on emotions gobblety gook.

    So, we basically were put off at that point and said it sounds like this really isn't for us. Then after some more back and forth the guy literally takes out a PILE OF FAKE CASH saying we were throwing that money away by not signing. At that point my wife and I both looked at each other conveying several swear words by eye contact, gave him the death stare and said "we are done." The final dealing with HGV was that the salesperson said he would validate our parking (as promised in the email) on the way out, instead of us having to go to the receptionist. He stamped the back to make it looked validated, but actually did not validate it, so we had to pay $24 to get out of the parking lot. A final middle finger and disrespect from HGV.

    So would I recommend HGV? No. It is a business that makes the most money of its existing clients by charging them endless fees and upgrades to get vacations they could have gone through a travel agent or booked themselves for the the same price (or slightly less or more). The only reason I gave it two stars instead of one is it may work for people who buy it as an LLC at one of the higher tiers, AND who want to vacation mainly at a resort during their vacations where services are a la cart and prepackaged for you (i.e. not renting a car and going exploring off the beaten path places using their own itinerary like we enjoy doing). The rooms are adequate for that, and some at the higher end may actually be luxurious. If you do decide to go on one of these trips, don't give into something that doesn't feel right. Good luck!

    Our initial ownership with Hilton Grand Vacations was executed through a third-party purchase, valued at about $50k. It was easy enough to buy but very hard to use, which led to some anxiety, as you could imagine. We are well versed in what should be a minimum expectation when it comes to quality and service. I am a Travel Agent and my husband travels over 200 nights per week for work, easily qualifying us for Diamond Member status. So, when we were invited and accepted an offer for a discounted trip to Orlando, where we could learn more about using the product, we thought it was advantageous. That is why it is so shocking that the Sales Team in Orlando could discernibly misrepresent their company’s product only to be coupled with being exposed to the “new” locations that are so far below Hilton’s standards.

    We spent just shy of $2K for a week’s trip to what was touted as one of the premier properties available with this program, the Hilton Grand Vacation Club, Maui Bay Villas. We even had to go to the front of the resort to retrieve our own toilet paper because even though we kept calling for these items… No one would bring them. The lobby is where you can find plenty of employees luring guests into timeshare presentations, which is all they seem to care about. This is where the Maui Sales Team told us we needed more points to achieve the dreams that they sold us in the prior presentation. We have upgraded twice solely based on promises of open availability and other benefits associated with the HGV Max program.

    Now we have another 50K mortgage at 9.99%. What a money pit! Nothing has changed at all. If they are willing to treat a lifetime a Hilton Diamond Member like this, it speaks volumes to the regular guest with no status. I will advocate throughout my travel agency to stop recommending any Hilton to any of our clients moving forward. My husband is transitioning over to Marriott properties as a result of this shotty service and property quality.

    Shame on Hilton Grand Vacations for what they are doing to my wife and I and other senior citizens with their timeshares. Since 2001 we were loyal customers to Hilton. They used to be a respectable brand but there is no doubt that things have changed. Integrity is out the window now. They’ve become a greedy, predatory and vicious corporation whose only concern is making money, even if it means scamming innocent people. They suckered us into buying points at Elara in Las Vegas and it was then that we were subjected to their lies and crafty gimmicks. They conveniently didn’t tell us about their ever-increasing maintenance fees or the “inventory activation fees”. We can’t to find anything that indicates that a Hilton Grand Vacation timeshare is a more affordable or convenient way to travel. 4 hours of lies, non-sense and high-pressure peddling takes a toll, especially at our age.

    We never thought that we’d be getting scammed by a company we’ve been so loyal to. They don’t cut the seasoned owners any slack, if they can make a buck, they’ll do it! They constantly try and get you to go to the presentations and over the years not only does it seem mandatory but they basically force you to. Of course, their whole thing is to get you buy-buy-buy upgrade-upgrade-upgrade! We’ve tried multiple times to get our issues squared away with management and even contact their corporate headquarters, but just like the value in their timeshare, we received nothing in return. We received a snarky response to one of our letters, they wiped their hands clean of any wrongdoing. Disgusting. We want nothing to do with these timeshares!!! Let this be a warning to anyone thinking about a Hilton timeshare, it’s not worth it. Hilton is not what it used to be and what they do now is cruel and shameful.

    Today, we attended a Hilton Grand Vacations Session at Tuscany Village Orlando. Thank goodness there is a 10 day refund on our "Vacation Introductory Package" that's cost US$1695. If you purchase a timeshare interest your funds may be placed in escrow. We arrived to a beautiful video by Jessica who told us we had to give her our undivided attention because we weren't there for free, we were being paid to attend. Then on to Lucimara who gave us a tour and refused answers to direct questions and often gave us false answers, I doubt she was lying, just misinformed. We asked a manager to answer a direct question as Ms. ** couldn't.

    How many VIP points would we need to stay in Oslo, Norway in June for one week? Although we didn't get a complete answer, the package they were planning to sell us for over $29,000 before taxes and admin fees wouldn't cover the week. In fact we would have had to use a partner chain because Oslo had no HGV property there. Besides the $30,000 upfront which you can finance at a % point that over 20 years you would actually pay $100,000 interest, there is also a monthly "maintenance" fee ... Which is neither fixed not linked to inflation. It can be increased at anytime. Before we left we were asked "ordered" to take a survey. It consisted of one question how interested were you in the product. We were polite. They knew by now we travel A LOT.

    We told the gentleman with the one question survey that we were late for an appointment, he was very aggressive and told us we had to wait 10 minutes. During which time he invited us to stay one week at one of their HGV properties and although we were told by Lucimara and her we had to make a decision there and then, the survey guy assured us he would hold the offer for 18 months if we took a one week vacation package for 4 people in a 2 bedroom suite. My husband and I were planning a week in Hawaii so we paid the $1695 for 11,520 VIP points.

    In theory we could stay at a HGV Grand Waikikian but our points would only cover 1 bedroom. We would need an additional 9,360 points AND attend another sales pitch session in Hawaii, this time 90 minutes or pay a $500 cancellation. So we went online and booked an entire apartment in a boutique hotel in Waikiki for $129/night. Please tell your friends, they can have a no strings attached vacation for the same price or less. I'll be applying for my refund in the morning.

    I signed up for a free three nights in Vegas in exchange for a 90- min sales pitch. Fine. The suite was decent, though far on the north end of the strip. However - rooms in Vegas are really cheap. We ended up staying a couple of extra nights using Hotwire and we got rooms in the Aria and the Cromwell for $130 and $70 respectively. So why even bother with the sales pitch? Just go to Vegas in the off season on your own dime. The sales meeting was pleasant - the sales rep was very nice to talk to. But I’ve got to be suspicious of any real estate “deal“ that I can’t take away to read over before I sign. So don’t buy anything when you’re there. If you want to buy it later, I’m sure you can find a way.

    In October 2021, I received an unsolicited phone call at my home offering a short trip to Las Vegas for a reduced rate, with the requirement of attending a short, two-hour presentation on the advantages of Hilton Grand Vacations ownership. Little did we know that day, that we would be here today writing this review to warn others about the fraudulent actions coming from them. They held us hostage in this sales presentation, even after rejecting their offer 4 different times. We were there and being worn out by their salespeople for a total of 5 hours.

    Once I finally agreed to purchase so I would be able to leave, they rushed me through the signing process. I was only given brief summaries of the paperwork, but those summaries were lies. I also was not able to leave with my contract that day. They sent it to me in the mail, conveniently after the rescission period in Nevada had passed. In the year since my purchase, I have tried at least three times, in three different seasons, to book a stay in their resorts. There was never availability where and when I wanted to stay, despite being assured I could travel whenever and to wherever I wanted. Do not waste your time with Hilton, they will just scam you.

    20 February 2023, after multiple attempts to make reservations at the HGV and still being told no and I’m sorry those dates aren’t available. I tried for 6 months for a specific date and was told I’m sorry. Today I was told I can give you the following week. I’m looking online and guess what, you resort might not be available but another hotel has availability even today. I explained to the agent that I was reading the reviews online regarding HGV and they’re not that good. She then gave me reasons why my time wouldn’t be available. I explained that I called months ago asking.

    We admit that we were a little naïve to Hilton Grand Vacations motives at first, but now we have their number. Beware - when they offer you Hilton Honor points, cruises, show tickets, gift cards etc. in exchange for “2 hours of your time” this is nothing more than a marketing tactic to distract you from their hard-core, high-pressure sales environment. What we were naïve to was once you become an Owner; the target on your back is bigger than ever. No matter what you own, it is never enough, there is always something more needed. And the truth is there will NEVER be a new benefit or opportunity or event that you will not be able to access without spending thousands of dollars. Every time you step on a HGVC property as an Owner, you will be hounded and harassed throughout your vacation by local employees. These salespeople will tag team you to death until you either a.) believe them or b.) you are worn down to signing a new contract.

    We have invested nearly $10,000 in mortgage payments and maintenance/ownership fees; we still hold a balance on one Hilton AMEX credit card and have a loan balance outstanding with a unreasonably high interest rate.  For what we have spent thus far and are forecasted to spend, we probably could have taken that dream vacation that HGVC prides itself on every year WITHOUT ownership. This was definitely not the investment in vacation dreams of a lifetime it was promised and sold to be. Hilton Grand Vacations is not concerned about you as an Owner, or as a person, unless you are sitting across a sales table from one of their employees. That is the only time you will be treated with any semblance of respect.

    Hilton Grand Vacations are probably going to end up paying far more than expected in the end for Diamond Resorts. We owned Cypress Pointe in Orlando since 1995, with Diamond Resorts. Our experience over the years saw an increase of high-pressure sales tactics, overpromising, layering on costs, fees, and astronomical interest rates. Diamond Resorts methodology appears to be one where they tell you need more, they act like you are “upgrading” and you end up just spending more for the same thing, old properties, available to the world on websites like Booking.com or Hotel.com. Now, Hilton Grand Vacations is involved too, and we cannot seem to be able to get any help or answers to what we “own”, only bills increasing year after year, with less benefits, availability, or value. We have reached out to Diamond and Hilton, asking for resolution. We do not need, want, or can afford, this valueless points system.

    We have spent thousands and thousands of dollars on mortgage payments, maintenance fees and FINANCE CHARGES. We have been lied to repeatedly by Diamond employees over the years; Hilton must make it right or relieve us of the burden. It isn’t like they are just figuring this out, we found articles going back to 2020, if Hilton Grand Vacations did not do the proper due diligence prior, that is on them. It is 2023, we take care of our business, they need to step up and take care of their mismanagement of properties, personnel, and costs. Leadership needs to understand, they need to get rid of their lying staff or own the fact that they too are lacking integrity. We have not asked for a refund of any of our payments…just to have this contract terminated as we cannot afford it at this rate, and we will not tolerate being lied to in such an egregious manner.

    I attended a Hilton grand vacation presentation today with my wife. In theory the program sells itself. I wanted to see the program and associates just kept telling me over and over and over how much I spend on vacations and it was a great deal. When I got first offer it was for 17.99% interest for a 10 year finance option. Can you say insane! I asked how anyone could reasonable take such an offer. I have 800 + credit rating and no debt and make over 200k. Deeply insulting the whole process. Run away, I saw people signing left me feeling ill as they have been oversold in my own opinion. I am a Hilton member going to cash out my points and leave this program immediately. This was highly predatory practice of hard selling.

    Received call from Hilton Grand Vacations at 8:10 PM tonight. I didn't answer. Looked up number to find out it was Hilton Grand Vacations calling from Florida. I have blocked the number. My brother and sister in law were convinced to purchase a timeshare from Diamond, now part of Hilton Grand Vacations, years ago. Their annual maintenance fees are $2,400 and were even increased during the pandemic year to year. They are locked into a program that offers few properties with little availability and no flexibility.

    Getting out of Hilton Grand Vacations requires a substantial financial loss. In addition, most timeshares require the owner to pass ownership on their death to a relative or friend. And why commit to a vacation in the same place, in the same property in perpetuity? I owned an interest in DVC for a short 2 years. Decided to sell so that I could finance our dream home. I'm not sure if this is true today, but I made a nice profit on the sale and have never regretted getting out of DVC. We love Disney, but not every year, at the same time of the year, and in the same property. Explore the world with the money spent on annual maintenance fees, or invest in life.

    They have completely lied to us. Many of the selling points we were told were lies. For example, we were told that our maintenance fees Might increase by 1% annually but our last bill shows an increase of 8%. They said this new upgrade would give us the opportunity to book anywhere at any time with near certain availability. Unfortunately for us, we have never had any luck booking on our own terms. All of our stays have been through marketing offers where we are forced to sit through hours of high-pressure sales meetings with the expectation to spend an endless amount of money. They will continue to lie to keep you from cancelling too. There were many more lies but the main point is that the staff went out of their way to lie to us and trap us until we signed their scam of a contract.

    The Hilton Grand Vacations timeshare approach is that everyone should use their precious vacation time to relax, enjoy time together, and create family memories. I was sold on this idea. I loved that thought. I needed this for me and my children! Fast forward 5 years…we still have not been able to use the program, have experienced zero rewards, and still owe thousands of dollars for something we have never and most likely never get to use. The monthly cost and annual maintenance fees alone have prevented me from even attempting to book a vacation. Shame on Hilton for their high-pressure sales tactics, lies, intentionally leaving out key information, and their “same day” decision making policy. Timeshare is not for everyone. And certainly not for me.

    I have owned a timeshare for many years. Hilton recently purchased Diamond resorts. I went to book a room at Cabo Azul and was told the month of May was unavailable. Went on to Expedia and was able to book a room in May and the kicker it was cheaper than the maintenance fees I pay for the week. DO NOT BUY a timeshare from this company. Complete waste of money.

    In late December 2022 I was approached at a Hilton property to purchase a vacation. So I purchased the one for Florida. Cost about 339 or so. I was told if I wanted to change locations/date, I had to pay 19 bucks. I thought I would give it a try. I was also told I would stay in a one bedroom suite. Well none of the above was true. I wanted to change the location - cost me an additional 150. So I called back to switch the location to Florida. Cost me 19 bucks and I got 121 back. Ok

    Then I was placed in a regular one at a hotel. Not a resort with one bedroom accommodations. At this point I am just like let me get this over with. I shall return to leave a post after the torturous sales pitch. I am only in for 90 min and that is all! I don't plan on buying a thing.

    The problems I had with booking this are too numerous to mention. The customer service is terrible. They made promises that were false. They would not put me through to a supervisor either and made numerous mistakes booking this. They even denied I had a reservation for a tour date when I was looking at the confirmation in writing in front of me and would not allow me to forward the reservation confirmation to them. Make it your STAY AWAY FROM HILTON vacation.

    First, I must say their customer service stinks. I've been a member of Diamond Resorts since 2006, in September 2022, I attended an "Owners Update" in Virginia Beach VA. They are LIARS. I told these people that I was on Social Security Disability and I could only afford so much so I bought 4000 points because the 6000 points I had wasn't enough for me to do anything or go anywhere. They sold me on the fact that HGV Max was the best. A sell-back feature in 5 years, rolling points into Hilton Honors (Hotels), and best of all that I could go more places, bring my dog and that I could use my Hilton Honors Points to pay my maintenance fees.

    However, in November 22, they said they sent my Statement out for 2023, which I didn't not receive. Charged my account $2632 for my maintenance fees. I've been paying $132/mo for my Diamond Resorts maintenance fees since 2016. I've never missed a payment and they adjusted my payment for inflation, cost of increases. I never had a problem. HGV Max took my maintenance fees of $132 on December 2022, but in January they did NOT. I was on vacation with my elderly parents that I care for and when I noticed that the fees didn't come out I started inquiring as to why.

    I couldn't get into my account to review any financial statements (said there were none), tried to contact via "Contact Us" through my account in which an error occurred and still does and then I started calling on 1/17/23. It's an automated phone system, after pressing the appropriate prompts I was put on hold for greater than 15 minutes every day until 1/19/23. Still no maintenance fees came out of my account and no statements on my account. On 1/22/23, after being so concerned, I logged into my account and lo and behold there's a statement for November 2022, I'm past due $1,038 due immediately. I thought what this has to be a mistake. So I start calling and chatting to no avail.

    I had a friend staying at one of their properties on the oceanfront so I texted the front desk and asked for the number HGV Max so that I could talk to someone immediately and they gave me the financial services number for club owners. I called and was on hold for 45 minutes all while chatting with someone who informed me that I didn't pay enough maintenance fees for 2023. I said absolutely not and he gave me the same Number. I said I was on hold with them and now it's 55 minutes. Someone picked up and they said they were transferring me to a financial counselor. Put on hold for another 25 minutes. I'm done.

    First thing this morning I called down to the HGV max building where they conduct the sales presentations and left a message that I needed a call back immediately before I contacted my lawyer. Someone called me back and told me to call the financial services number which I did and sat on hold for 20 minutes. I've tried to contact them, send emails and nothing. Finally someone called me tonight to tell me after I explained all of this to her, she informs me "It's all in the contract you signed ". I said it says my maintenance fees will increase to $2433.20 for 2023. She said yes. I said, "It says no such thing." What it says is "Initial Use Year's Association standard Assessments (estimated), you will be billed $998". That's a big difference from $2632 that I was billed on 11/10/22. I had no statement, no notice, and now I'm expected to pay $1294 by 1/1/23.

    My timeshare is useless because I specifically told the salesperson and the financial person that I could afford the $283/mo loan payment for the points but I couldn't afford anymore for my maintenance fees as I only make $2000/mo and I already have other bills... they could've said that the statement meant maintenance fees on that document but it did not and I'm not a lawyer to understand what that meant. So now my contract will go into default because I don't have enough money to make both payments every month. I screamed at the top of my lungs, put the $1038.18 payment on my Discover card which out that at the limit and I'll not be paying for this timeshare and filing bankruptcy.

    Still waiting for my credit card to be credited. We attended a presentation on November 26, 2022, and signed a contract. On November 29, 2022, we sent a certified letter to HGV cancelling the contract. It was received on December 2, 2022. We have sent several letters since that time stating the same and there has been no response. I've tried calling but all you get is an automated message. We've complied with the guidelines to cancel the contract but HGV is refusing to credit my account.

    I bought this VIP package because I love Hilton Hotels and thought this was a great idea for vacation rentals for me and my children to enjoy. It had been stressful more than anything.

    - HGV stopped taking payments out of my account and I noticed it and called. First person was rude and dismissive. 2 payments were missed. I asked to pay extra to catch up and it was refused. I asked about payment arrangements and HGV doesn't do that.

    - There are no statements provided to manage accordingly and ensure that payments have been completed and updated balance. You have to keep checking your statements and that doesn't work.

    - Payments resumed, but I will have to call in order to pay the remaining balance. Since I purchased in Feb 2022, I would have to pay the remaining 2 balances in full by March 1st. I explained me trying to get this resolved and was met with negative results. This led me to cancel my reservation for April 1st because the contract expires in August and I am still trying to catch up with my bills.

    - The reservation itself was inadequate. Instead of having a 2 bedroom for myself and my kids, the only spots available at Myrtle Beach Locations were a one bedroom which is not what I wanted or expected which means that my parents were correct. HGV doesn't guarantee at the time you want to travel that you are getting the rooms you want and pay for. I would be paying the same price for a 1 bedroom than 2 or 3 and planning 6 months in advance is not enough time-frame to get what I want which means this will be a continual problem that I don't want to go through.

    - If space is not available since I got to plan further out (no payment arrangements to catch up), I will lose out on almost $1800.00

    - Even though the last person that I spoke to waived all of the late fees they have continued to charge me for them not taking my payments out of my account, I have been charged every month. My last payment besides the missed payments will be completed next month, I have to call each time to take time to pay the missing two payments or incur late fee charges again.

    - People have been through the wringer on a lot given how the economy is and it seems like HGV doesn't want to work with you to keep your business.

    - I have to attend another timeshare presentation just for using this package to see if this is for me and my answer will be an absolute NO. If this is this difficult and deceptive for a VIP package, then I can see how much of a nightmare this would be for ownership.

    - They want couples, which is not fair. As single parents like myself can handle payments on my own, the good ol boy tactics when I brought my then boyfriend along was literally insulting, especially since the main income came from me.

    - Like I said, I simply love Hilton and will continue to be a Diamond member. I have felt comfortable in just about every hotel that I have stayed in, especially since I have to travel for medical appointments. I am a disabled veteran with multiple conditions and specialists are just not in my state. So I appreciate the hospitality. I thought HGV would be an extension, but the cost of my piece of mind since getting this package has been extremely stressful. So I won't be opting for ownership after this.

    Becoming a owner at HHV was by far the worst decision of my life. We were manipulated in to thinking this was a great way to save money. We are now out 10k with nothing to show for it. We tried to cancel the next day after buying and our sleazy sales rep Bobby, gave us more lies and delayed getting us information we asked for so that we were outside the time limit to cancel.

    They will say out of all the owners 10k bad reviews isn’t that bad. Well where are the good reviews? Haven’t seen one and now I know why!! Really not sure how this is legal or how Hilton would associate its name with HGV. It really ruined my life and that’s not an exaggeration, I didn’t have much money before but this has wiped out all my savings and 2 years of my time…. And I’m still not out :(

    My husband I bought a Hilton Grand Vacations timeshare from Bobby ** 2 weeks ago. We were lied to and mislead throughout the entire process.

    - We were told you could book at any Hilton, not just Hilton grand vacation properties which is not true.
    - We were told that it didn't matter which home base location we picked. The home base picked for us in Hawaii only uses gold and premium points (no option for Silver) so you so can book less days per year unless you upgrade.
    - We were told you could sell your "deed" back to the Hilton grand vacations if you wanted to cancel which is not the case.

    - We were told that availability is not an issue at all (which was a primary concern). When I just got access to the portal it is clear you have to book out many months in advance because there is extremely limited availability.

    They use high pressure sales tactics that put you in a room for 3+ hours and make you feel like a hostage wearing you down until you consent. It's a total scam and now I have to pay $7,000 to hire a firm specializing in timeshare exits and it will take 1-2 years to get out of the contract. These are highly trained scam artists. If this post helps anyone avoid falling for this, I will consider it a win.

    I was offered a basically free 5-day trip to Orlando, FL in 2022 but I would have to listen to a sales pitch about a timeshare. I went to a timeshare presentation once in Puerto Vallarta before and it was terrifying. When I told the Hilton rep about my experience in Mx they assured me this would be nothing like that. So, me being trusting of Hilton from my positive experience in their hotels I agreed to go. I honestly didn't think I would be harassed in the United States during a timeshare pitch. Boy oh boy, I should've read the reviews before agreeing.

    I told the salesman over numerous times, no. I did not want the timeshare. I was being constantly pressed, and pressured and pressured. Even the managers will pressure you. They show you all these resorts, and RCI deals that seem so easy at your fingertips. It's a scam. They show you numbers for prices you think you will pay in the long run, it's a scam. It should be illegal. I can't believe timeshares are legal to sell in the United States. They make you think you're getting a good deal on these trips by paying with their point systems but you're not. 99% of the resorts I was showed don't exist, they want thousands of points for 1 trip. You're honestly better off saving the money from all the fees and using that to go on trips. IF SOMETHING SEEMS TOO GOOD TO BE TRUE IT IS!!!! I was gullible and manipulated. I'm currently trying to find out how to get out of my timeshare and lawyers. Don't know how those people sleep at night lying for money.

    Purchasing a timeshare with Hilton was the worst decision I ever made. I owned for three years and was never able to book a vacation with my actual points. The only time I was able to go was for the required owner's update where I was supposed to learn how to use my points and get the most bang for my buck. Those turned out just to be another sales pitch where they promised if I bought more it would fix all my problems. Even after upgrading I still had all of the same issues except I was then paying almost double. This purchase was the most stressful experience of my life, and I would still be dealing with it if I hadn't been called by a representative from Linx Legal.

    After explaining that almost everything about Hilton is a lie and showing me that I can get everything I was promised without even being an owner, they were able to help me completely cancel my contract, and I was even able to get a $30,000 refund!! I couldn't believe it when they called me with the news, and I will always be so grateful. If you still pay for it every month and hate it too, call 843-929-1349. They cover all of their bases, they made sure that my credit would not be affected, they showed me how I could take inexpensive wonderful vacations, and they told me everything I needed to know before I even had to agree to be taken on as a client. Seriously, if you need help call them. It will be the best decision you will ever make!!

    I haven't been able to utilize the vacation ownership at all. There is never any availability when I am able to go, and this is not what I was promised. Financially, this has been nothing but a strain. I was told that this would be cheaper than booking a vacation on my own, and this is a huge lie. I am a pretty positive person, but paying monthly for something I MIGHT be able to use once a year is pretty morbid in my book. The representatives are highly trained to do a great job of manipulating you to purchase your dream, but the reality is that this is nothing like what was promised. I feel like my bank account is always bogged down due to this timeshare. Please assist me with getting this timeshare out of my name.

    If you think that the fact Hilton Grand Vacations are on the up and up, just because they are publicly traded, you would be wrong. We signed our contract initially prior to the split with Hilton Worldwide, so I guess this is also a statement to how they were managing the oversight of this branch of a huge conglomerate, That aside, we have attempted to try to clear the path to end our relationship with the company.

    We have reached out to members of the Executive Team; however, we have received no response. We are not willing to talk to anyone locally (Myrtle Beach, SC) ever again! We are only looking for action at this point, It truly feels like if your checkbook isn't falling out of your pocket, they do not care. We feel used, abused, and ignored. We've paid thousands of dollars into a product we do not want, we don't expect anything back, but we will not spend any more money with them. Maintenance fees should not be imposed on those who are not even able to utilize the product because the cost makes travel prohibitive, followed by Hilton Grand Vacations openly double dipping but making the same product available to the public online for less.

    Our kids, want nothing to do with this and their inheritance should not be diminished further because we were duped by greedy salespeople who omit the very information you need to make a reasonable decision. They take "always be selling" to a whole new generational level. They are evidence of American society and ethics going backwards.

    Our exposure to Hilton Grand Vacations started out innocently enough. My husband received an offer for a trip to Orlando that he deemed a surprise birthday trip for me. We had a clear understanding that this special pricing required a one-hour presentation at the point of purchase. Well, upon arrival to the meeting, we felt immediate pressure, being bombarded with questions. In hindsight, we understood that answers would simply be used against us by the saleswoman we were assigned to. 

    She stated that she was offering a package that was “perfect” for us because it would allow us access to Disney World, and the points would be enough to take cruises to hundreds of beach resorts around the world. One hour later, we requested to leave as nothing had been presented that we were interested in, regardless of her using our words against us in her “pitch”. The response, basically, I’m not done yet. Then, she called in two more salespeople to put on the pressure. Regardless of who you are or how you finance this worthless product, it remains VERY expensive for what is open to the public on Hilton Worldwide’s website, Expedia, etc. Ultimately, they blatantly lied to us multiple times about multiple things and 5 years later, we want NOTHING to do with them. Their answer to every complaint is “You just need more”…of a bad thing? NO THANKS!

    I bought my timeshare in September of 2021 at a cost of 30k for 8k points. They sold me dreams, that I would be able to use the Diamond Resorts, that I would be able to save my points for a minimum amount, that I would be able to travel to many different places. 1. Saving the points in RCI is $154, saving the points into HGV is another $150+ 2. Diamond Resorts are not bookable unless you have max which is another cost and 3. Booking some HGV resorts like the ones in Barbados or Marco Island is impossible. And 4. Fees are becoming higher every year. Honestly, save your $$.

    We’ve become owners back in 2018 and have been surprisingly pleased. We’ve owned 3 other timeshares, & this is like no other. Everyone we have come across has been more than pleasant. However, you must realise, they are SALES PEOPLE, so they are well trained to sell. Since joining we have upgraded twice and have become ELITE members. Membership May seem a little pricy, as well as the HOA fees. But I must say, we are spoiled. I no longer like to stay in a “typical” hotel room. I’m used to Elite service and the homey feeling I get when staying.

    HGV also lets you book friends and family, even though you are not there. Most timeshares do not allow this, and I feel that’s a waste if you can’t use all the points you have. Another great feature is that you can convert all your points to Hilton Honors, leaving you able to use ANY HILTON sister company hotel. Big plus when there is no Grand Vacations near your vacay spot. You just need a good sales person you always work with to walk you through the best way to utilise your membership.

    On a down note, (I am a clean freak and work in the QC/inspection business per say for buildings), and I am quick to notice/call out what is not to par and what could have been done to make the condo or hotel a little nicer or cleaner. BUT WHEN brought up to management, they have been more than helpful in either fixing the issue or getting us to another room (however it should not happen on a regular basis at different sites).

    Overall we LOVE the brand HGV and Hilton. Only thing I wish is to be their Regional QC Housekeeping/Maintenance General Manager. I know how it feels to pay TOP DOLLAR for ownership, and when you arrive, things are not up to par . You pay a mortgage, you should receive what you expect as if owning a personal home. Side note: Many other benefits available, but too many to list in this review. Maybe I will write another, on the cool benefits you get aside from Hotels or condos.

    I was sold a sampler by Diamond Resorts to eliminate my fees permanently in 9/20. When I finished paying the sampler in 10/22, Hilton, which acquired Diamond Resorts told me I was misled by the employee and will not honor the deal.     Holiday Inn and their employees have no issue with extorting money from their clients. Our headache began when we were invited to attend a meeting with their sales staff in Orlando. We thought that the $200 we were promised was worth the 2 hours of our time that they asked for. Instead, we were forced to stay for over 5 hours of continuous pressure to make a purchase. Every time we asked to leave, we were told that if we did, we would not be eligible for the $200 “gift”, plus the staff had taken our IDs, so there was no way we could leave. No matter how many times we said that we could not afford to make this kind of purchase or that our children were waiting, they DID NOT STOP. To make all this worse, we were told that the maintenance fees would be a set amount and would never change, but they go up every year!

    To date, we have had a 68% increase in these fees, and it never ends! We cannot rent it out as promised, it has no value, and the availability and booking process is so complicated that we cannot even use it. Do not get me started on their terrible customer service! I wish that we had never heard of these people. Stay as far away as you can!

    We have stayed with family at Marriott time shares in the past and really enjoyed ourselves (we weren't the owners). In a weak moment in 2015 while visiting NYC we succumbed to the high pressure sales pitch and purchased a 1 bedroom every other year in Myrtle Beach for over $18k. At the time of sale - the benefits included the ability to save points for a future year, convert to Hilton Honors Points, convert to RCI Vacation club points for 'reasonable fees'. It all sounded good at the time - if you can't use them - you can convert to hotel points or RCI points. Our semi-annual maintenance fee has increased from ~ 700 to $1040 in 2022. The off year maintenance fee - for years we get nothing - has gone from about $100 to $199. Saving points to the next year has increased from $74 to $189. Making reservations has increased from $59 to ?? who knows. You can't ever get in.

    When we purchased - you could convert your current year points and saved year points to Hilton Honor Points at the time ~ 120k points which was worth about 5 nights at a low end Hampton INN. Not a good value for something you are paying about $900 for but better than nothing. The very first time we used points we got an email stating that, "You would no longer be able to convert saved points to Hilton Honors points." I was pissed hearing this. We have not been able to use our 2022 points - I got online and was interested in converting them to hotel points. NOPE. Can no longer do that - except for future years (i.e. you can convert 2024 points in 2023). And now our points convert to 99,000 hotel points - worth perhaps 3 nights at a LOW END Hampton Inn.

    Due to limited availability to book when we could travel we've had to save points forward. This year to fee to save points was $189. This is on top of the $1040 maintenance fee we paid at the start of 2022. We also just paid the off year maintenance fee of $199 for 2023. So IF we are able to book a vacation in 2023 it will have cost $1,428 for 1 week in a 1 bedroom - on top of the up front cost of over $18,000! That's good for Myrtle Beach. It won't get you a studio in NYC, ski areas during high season or anything else desirable. All I can recommend is take the 3 day vacation - listen to the sales pitch for the required time and say NO NO NO to buying anything. Beat these scam artists at their own game.

    We purchased in 2021 and have not been able to use. They promised a free week in Hawaii and that I would have the points and the maintenance fees every other year. Every time I call they speak down to you and hang up on you. First 2 times thought it was error but the 3rd or 4th, no it is them. I emailed a board member with no response. I can't get help from them and they refuse to hear me and won't get me a supervisor. Their phone system is purposely designed to derail you. This is the worse purchase I have made and now need to get a lawyer to deal with them. SAD for such a large chain to have such poor business practices and no one governing them.

    The Hilton Grand Vacations program is set up to be one of the biggest vacation property scams out there. Not only is the site to book the promised times for vacations nearly impossible, the fees and costs never stop. The idea of a home property ownership with HGV is a farce. We have never been able to book a vacation at our home base property. Also, the company has trained sales personnel to continuously take more money through the same techniques as the original purchase, promising better deals, increased availability for vacation times and higher club status. By way of a couple nights stay at the resorts, high pressure sales techniques are used to coerce clients into mortgage deals that never pan out.

    In 5 years we used reservations once because of the lack of availability. What a scam. We could have set up the same stay ourselves by booking online. Tens of thousands of dollars might as well have been thrown in the garbage. You are better off renting lodging or set up your own hotel. It will be just as or more cost effective. Every year members have to pay HOA, taxes and reservation fees. Then when making a reservation additional fees are required. A 40 thousand dollar property was offered $1200 by HGV to buy back. What a joke. BIG SCAM! Learn from me. Don’t do it! If there was an option for less than one star I would have selected that.

    DO NOT GIVE YOUR MONEY TO HGV!! I have been scammed out of over $20,000…so far. HGV has not delivered on any of the promises they made to get me to sign up with them. One of the big perks we wanted was international travel. My wife and I wanted to visit places like Norway, Italy, Spain, and Sweden. We were told this was absolutely possible, but alas, it is not. Our saleswoman went as far as saying we would have a week stay at ANY Hilton property in the WORLD. This would also make selling the timeshare very easy and profitable if we ever decided we didn’t want it.

    After doing some research, I realized that I have blown $20k on NOTHING. There is no value at all when people are selling timeshares for as little as a buck online! The rest of the details about the timeshare were minimal at best and we were not allowed to go through the contract while signing it. Immediately, I felt something was off and wanted to cancel. I would have done so if anyone told us that we had a legal right to cancel in a certain number of days. Gee, I wonder why they didn’t give us that piece of crucial information…

    My experience with HGV was horrible. I first trusted them because I was referred to them through the real Hilton. They first recorded wrong information about me (indicating I’m married, even though I’m not). When I tried to call to book my hotel, they said I should come with my wife. Which wife? They then disqualified me because of this and stole my money and refused to correct my data. When I asked to speak to a manager on the phone, they hung up.

    Too bad for Hilton Grand Vacations, they now OWN, officially all of Diamond Resorts shady unethical practices. One can only hope that they shut down their despicable sales practices! We have reached out to Hilton Grand Vacations corporate headquarters with NO RESULTS. Some of our story sounds like most timeshare stories you can easily find when looking at Diamond reviews online. LIES about availability, exclusivity, refinancing (NOT AN OPTION), dream vacations, and one of our personal favorites -rental income to offset fees (that were never fully disclosed from the get-go). Somehow, we still thought that someone would at least try to do right by us. NOPE. They have ZERO CUSTOMER SERVICE, they DO NOT CARE, and apparently don't need to. They are firm in their belief that there is another sucker right around the corner.

    As a military family (Zachary is retired Navy) we expected to be treated with respect and honesty, instead we were subject to BLATANT LIES told by Diamond Resorts Sales Team. This has resulted in our family being left with HEAVY EMOTIONAL STRESS in addition to the financial challenges it presents. Some kind of vacation...NOT NEVER! We suspect that Diamond will bring Hilton's name down to their level.

    If you are expecting Hilton Grand Vacations to be worthy of a positive review, think again. We reached out to the SVP of Sales Operations demanding to be released from a contract with the company that was totally based on false information, omissions of documents, and information required by law to be disclosed. The salespeople spent their time spinning tall stories and over valuing a massively overpriced product, that no one can accurately explain how to use. We were told we would have the ability to, “use the timeshare any day of the week, any time of the year for the remainder of our lives,”; and it would be significantly cheaper to travel with our large family of eight using a timeshare.

    The problem is there is hardly any availability and when there is, it’s not somewhere you would want to go. Scottsdale, AZ in July anyone? We attempted to confront the main salesperson that “pitched” us, on multiple occasions to address all the fallacies he pitched us on. He ducked our calls and went out of his way to avoid contact. This is not the behavior of an honest salesman, or someone who has conducted business in an ethical, legal manner.

    We had always wanted to stay at the Drake Hotel in Chicago, so opted for the three-night package if we attended a sales experience. By the time we took advantage of it, Hilton had already purchased Diamond Resorts, where we already had a timeshare. That didn't matter, we still received the full sales pitch. The horrible experience was primarily due to the very loud rock music playing through the speakers the entire 2+ hours we were there. We asked to have it turned down so that we could actually hear what they were saying, but were told that corporate wouldn't let them.

    It may have been a blessing in disguise, as I finally fled the room to get away from the music, and we said no to the pitch. Reading the reviews has reinforced our relief at saying no, but it took quite a while to recover from the assault on our senses. We don't know the benefit of such loud music. So, if you attend a sales meeting at the HGV at the Doubletree in Chicago, be sure to take your earplugs!

    We bought the 3 night stay at the Hilton Grand Vacations in Orlando for $150. The one bedroom with fold out bed, small kitchen and balcony, was small but we would not stay there again. The timeshare presentation took a little over 3 hours - at a location about 20 minutes away. The salesmen were not pushy, but they really skip over details and just focus on your down payment and monthly payment - just like buying a car. We said we would think about it and we were told that the prices change every day - really, how does that work? The $200 Hilton gift certificate we received for sitting through this presentation is worthless - you'll need a lawyer to sift through the mile of fine print.

    I am sharing my experience about Hilton Grand Vacations here as I would like to prevent others from buying into their shady scheme. I am not even sure how HGV is affiliated with Hilton and why they are a BBB-accredited business. They need a class action lawsuit in the category scams/ripoffs. Stay away from them at all cost. The reason why I purchased a 4 days/3 nights vacation package' was because my husband and I have used Hilton Hotels for decades and were generally happy with the services. I wanted to visit their vacation properties. The problems started from the day I made the purchase. First of all, it is not a free vacation. For off-peak periods the IHG hotel rates listed on Booking.com, Expedia, etc. are actually lower than what I paid.

    Yes, they offer HHonors points and a free night as a part of the package. However, you can get the same rate if you book the vacation for an off-peak season yourself without the obligation to attend the sales presentation. The agent told me that if I wanted to book during my period of choice, I would have to pay an additional $199. Rooms were not available for other periods that I was interested in. Second, it turned out my husband would not be able to attend. I would be disqualified if I showed up without him. I would have to pay the "currently published nightly rate" plus costs and taxes. I tried to find out how much that would be and nobody would give me an answer. For comparison, similar timeshare programs (Wyndham) publish the penalty fees on their official website.

    From other customer reviews I learned that HGV might charge me $1200 in addition to what I have already paid! Third, all four agents I have spoken to so far gave me conflicting information about the reservation. One told me that I had to book within 45 days from purchase to be able to receive the HHonors points, another one said if the trip did not occur within 45 days, I would lose the points. From the reviews I read, I found out that I might be even charged a $100 fee if I do not make a reservation within 45 days! None of this was communicated to me at the time of the purchase. I did not receive an email listing the detailed conditions of the purchase, so they could change everything they told me as they want.

    I am extremely unhappy as I did not expect such disturbing sales practices from Hilton. I already requested a refund, and if I do not receive it, I will dispute the charge with my credit card company. I am also submitting a report to BBB. For the record, BBB have received over 2000 complaints about HGV in the last three years. I will also make sure to not use Hilton either for work or leisure related trips ever again.

    FRAUDULENT! This experience is one of the worst I've ever had, and I didn't even buy their crummy timeshare. I'll explain: In exchange for sitting through the heavy-handed sales tactics of their time share presentation, they offered me a cruise at what they said was a discounted price through Royal Caribbean. Long story short: DON'T FALL FOR IT. They are liars.

    Here is the longer version: To start off with, they never told me that I'd have to pay extra beyond their quoted price. There are hundreds of dollars in port fees they never told me about. But right after I got the package, COVID hit. They told me I could extend it, which I did, but when it got around the time I had rescheduled, Covid was still severe and the CDC warned people not to travel on cruise ships. I called and asked to cancel my cruise, as I wasn't sure when I'd be able to travel and even if I'd be able to find anyone else willing to get on the ship with me.

    The salesperson (I don't call it customer service, because they are always trying to sell you something) told me that I could extend the cruise all the way out to December if I called Royal Caribbean. I reluctantly agreed to that, but immediately asked: what is the latest I can cancel the certificate if I'm not able to travel. The agent specifically told me I could call until November 16 and cancel for a full refund.

    Fast forward to November 16. I found out a few days before that that the one I was schedule to travel with couldn't make it. So given what the agent had told me earlier in the year, I looked around for a replacement, but called on November 16 because I couldn't find anyone. When I called, I was treated more rudely than anyone in customer service has ever treated me. They refused to cancel the certificate despite what they had told me, and even though they could see the prior agent's note verifying what I told them! They refused me the option to speak to a supervisor, and they have to date refused to keep their word.

    That is FRAUD, plain and simple. And I will spread the word far and near that Hilton is not a trustworthy brand. This episode has ruined their brand as far as I'm concerned. They instead tried to offer me 50,000 Hilton reward points. NO. They agreed to fully refund me if I called by November 16, and all of their agents verified that this was in the notes but still refused to issue the refund.

    I called corporate both to complain about the incredibly rude treatment and the lies told about the refund, and they wouldn't even talk to me. They shuffled me back down to customer service, which told me I needed to talk to corporate. DUH. I called back and this time they transferred me to the concierge department! Concierge just verifies reservations. They have nothing to do with my issue. So not only has Hilton committed FRAUD, but they are intent on keeping me on the phone for hours as they transfer me back and forth to people who can't and won't help. Well I'll make sure the world knows about it. Whatever you do, do not ever ever ever deal with Hilton Grand Vacations. Don't buy their scammy time shares, and don't even listen to their time share presentations, because even what they offer you in exchange is fraud.

    Diamond Resorts has made it a habit to engage in incredibly shady sales practices that carries on through Hilton Grand Vacations! At 75 years old I was first duped into purchasing a timeshare with Diamond in 2018. When I received my first maintenance bill, I was shocked and attended a meeting 2 months later to express my dissatisfaction with the fees. They convinced me that upgrading would eliminate maintenance fees. I made 7 other attempts to lower or eliminate my maintenance fee, but continuously I was swindled into upgrades with promises of lower those fees! I finally attended a Hilton Grand Vacation presentation and was told that Hilton has a different approach on the dues and fees, I should convert to HGV and leave DRI. Believing that now I would be officially with HGV, I signed again. I am now 80 years old and have only debt to show for my attempts. Their salespeople are what we use to call snake oil salesmen.

    We have been owners with Hilton Grand Vacations for nearly 10 years with very little to show for it. We initially made this purchase because we were told BY THEIR STAFF that this would be a great way for us to continue to travel in our retirement years. This could not be further from the truth, the locations we would like to visit are seldom available in weekly increments despite our continuous attempts to book a reservation.

    In ten years, we have tried numerous times to book a reservation and have only been successful twice. If this, the rising maintenance fees, the inability to give the property back or the unbelievable cost of this ownership had been properly disclosed to us at the start, it is unlikely we would have purchased this time share. Instead, their staff took advantage of 2 seniors, one of whom is a 100% disabled veteran. Truly shameful! We believed that with a name like Hilton they could be trusted and instead we are stuck with this terrible nightmare which appears to have no end.

    I never thought accepting a free vacation from Hilton Grand Vacations would become one of the biggest mistakes I have ever made. It turns out that I fell for a scheme instead of buying dream vacations like I was told. There is a fee for everything, reservations, maintenance, even changing the name on the deed. I don’t think I should have to pay $500 to change the deed to my company name since that was a promise that sales staff made at the time of purchase. One of the perks that drew me in was the ski resorts. Do you think I ever was able to stay at one? Nope! Not once. Availability is a joke. When I complained, I was roped into yet another contract because what I had originally bought was not enough despite them telling me it was. If only that fixed the problems I had. So far, I have only had one vacation and spent thousands of dollars.

    We received a cold call from Hilton Grand Vacations regarding a stay at the Elara resort in Las Vegas to discuss our Grand Pacific timeshare. They assured us it would be a brief 1-hour meeting. That was a lie; it was instead a 4.5-hour high pressure sales presentation that was more like a hostage situation than the meeting they claimed. That was only the first of many lies and cover-ups. They told us that upgrading now would buy us valuable points that increase in value over time. Not true -- these points have no value!

    They ran 3 different salespeople at us, each applying different high pressure sales tactics. We even had one tell us we were “bad parents” if we did not buy the points they were pushing on us! They were a bunch of con men! They opened a credit card in our name but assured us the high interest rate would come down, it did not. Now we learn that everything you do within HGV requires the payment of fees. They charge you to make reservations, transfer points, every action has a fee! Avoid these scammers, they will defraud you and ruin your credit in the process. We reached out to them to be released from this fraudulent contract, but they have ignored our requests.

    A SCAM. If, by chance, after reading the reviews on this or other sites regarding Hilton Grand Vacations, and you proceed with this company, then I feel sorry for you. I will try to save you the trouble of getting that far. I was first offered a 'marketing package' in late July. I actually spoke with 2 representatives before I agreed to accept the package for 5 days/4 nights in New York. I only learned later that the phone presentations were filled with lies and other misrepresentations. For example, I was told by both representatives that the offer was 100% refundable if I change my mind. When I first received my agreement, it clearly stated that the package was non-refundable.

    To make a long story short, I have made, to this date 11 phone contacts to HGV in an attempt to book my tour which is scheduled for next month. One reason after another is given as to why it cannot be done. Each time I am promised that someone will contact me within 5 days with the booking information. NOT ONCE has anyone contacted me either by telephone or email. I still do not have a confirmed reservation and I leave in two weeks.

    During one call, I was told that my reservation had been cancelled. When I asked why, they said that I had cancelled it (which was not at all the case). When I asked for proof, they could not provide it, so they told me that they were forced to reinstate my reservation (still blaming me for having cancelled it). Most people will not have read this far, so I won't continue with the multiple lies and examples of awful service I have endured to this point. My best advice is not to even try to book a sales pitch with this company. Just read the results of all the miserable experiences of others should you get as far as actually buying into their scam.

    We can’t say enough about what a bad idea it was to involve ourselves with Hilton Grand Vacations. Like many, we suspect, our “relationship” with Hilton Grand Vacations started many years ago with a “Mini-vacation” that has led to years of very expensive, confusing, frustrating, and frankly untruthful interactions at a variety of levels. Throughout every step of this process, HGV has not been truthful to us. If you are on a presentation, they take your licenses and to keep you hostage, never sticking to the timeframes they give us. They went so far as to coach and suggest to us to lie about our finances to get a better interest rate. And if you hear the word Disney, like we did…DON’T BELIEVE ANOTHER WORD THEY SAY! There is absolutely no association with Disney. We have only used the HGV timeshare one time since 2014; even after we upgraded, because we didn’t have “enough points” according to the sales rep to do what we wanted.

    We believe that HGV misrepresented their product by high pressure sales, untruths about booking information and never discussed the fact that our children would be stuck with this burden of increasing Vacation Owners Association fees long after both of us were dead and gone. Both of us are in our 60s, we cannot waste any more time on the very evident false dreams HGV. All these lies and broken promises from HGV and its employees are not good for either of us; this level of deception is nothing short of taking advantage the public simply for pure profit.

    While on a vacation on the island of Hawaii we were convinced to attend a “brief” presentation about Hilton Grand Vacations at their Kings' Land Resort in Waikoloa. The presentation was not brief, instead it was a 6-hour high pressure sales presentation with a multitude of lies and fraudulent claims. The sales rep and his very aggressive manager told us the membership was a “real estate investment” with which we could generate significant income through rental. Not true. They also said that we could sell it for a profit at any time if we no longer wanted it. Also untrue, there is no resale market and even if we could find a taker, we would be lucky to recoup anything.

    They also withheld loan details as well as the total cost of the membership which turned out to be significantly more than what they told us it would be. Since this purchase my wife has suffered a stroke and has leukemia which means we can no longer travel. We are being financially destroyed! We reached out to Hilton leadership, but they have ignored our attempts to resolve this situation. Do not trust Hilton!

    I work in the school library for a community college. I have paid over $15,000 in interest alone. The loan is exploitative. There are a bunch of hidden fees that were never disclosed to me. I was lied to and mentally manipulated into signing this contract and I am still trying to catch up on my obligations because of it. I cannot continue with monthly payments, nor annual fees especially in this awful economy. 

    In 2019, 2 years into a previous contract, I was convinced to “upgrade” by a seemingly kindhearted sales rep. He persuaded me to increase the ownership so that I could travel more and get more benefits with more points. He stressed that it was a good real estate investment and reassured me that Hilton has a "buyback program" where they buy timeshares off owners who don't want them anymore, like a car dealership and then resell them again. The manager even said that since this was a "deeded property”, that I could potentially even sell it for more money than I initially bought it for.

    Eventually both the rep and his manager became very pushy and wouldn't take no for an answer. Once I had agreed to a contract, we moved to the closing stage. This was with a third Hilton employee, and she was there to help me navigate the closing and explain the loan to me. Before doing this, though, the two sales employees, suggested to me that I lie about my income so that I qualify for the loan. I really didn't want to do this and refused, but I later noticed on the contract that they did end up lying about my income to qualify me for the loan.

    Then the race was on. The “navigation employee” really rushed me along through this and didn't really let me have time to look over what it was I was signing. I don't recall going over the Public Offering Statement with her, but everything was so rushed maybe they mentioned it, if so, it was very brief. Like they were eager to just have me leave. NOW, I’m looking for the “buyback program” but would be happy with a “takeback program”. No one is helping me, while they continue to take money for something I can’t use, afford, or want!

    We are in debt by more than $31,000 based on false, incorrect, misleading information by Hilton Grand Vacations. A Hilton Grand Vacation sales agent, Giovanni S (License# **), knowingly or not, gave my wife and me false and misleading information resulting in us owing American Express $31,687. He pitched to us that over the next 10 years, the maintenance fees we'd pay with our old timeshare is "projected" to cost more than if we upgraded to Hilton Grand Vacation Max. Part of his pitch is that we could pay the $31,687 over the next 10 years at 0% interest and we wouldn't be billed any yearly maintenance for these next 10 years.

    Being this is Hilton we gave credibility since it is a bigger name company and we didn't worry about whether we were being scammed. I even double and triple checked that we could pay this off over 10 years interest free, and that we wouldn't be billed any additional Maintenance fees these next 10 years, and he assured us that our understanding was correct. And on top of that for the same $31,687, we could also get an additional 7000 points for it. And we believed it (being naive and too trusting because of the Hilton name), that for the maintenance fees we'd pay anyways, we would get another 7000 points. We agreed (regrettably in hindsight). He then took us to another computer, helped us apply and got approved for the $31k+ AMEX loan. Later we learned that we would have to reapply for the 0% rate yearly. This wasn't ideal, but ok.

    A month later we get our first AMEX bill and the monthly payment was higher than expected. The monthly payment was 2% ($633/month) of the total balance but the HGV representative Giovanni pitched to us that it would be 1% ($316/month). We contacted him about it and talked on a Saturday and he said he'd contact his supervisor and get back to us the following Monday. We felt good at first knowing that we weren't abandoned and that he was taking steps to help resolve this. But Monday came and he made no contact. We reached out by email, text, and phone, but 2 weeks now, he's made absolutely no contact to us.

    We contacted AMEX to see if this can be resolved on their end, if the minimum fee of 2% ($633/month) was a mistake, but AMEX said the 2% is the policy and that we were misinformed by the HGV representative. We filed a complaint within AMEX and we are awaiting to see what resolution can come of it, if any. We then mentioned to AMEX that the HGV representative also explained to us that we'd have to reapply yearly for the 0% rate and we find out that even this isn't a true statement, AMEX does not have a program where you can reapply yearly for the 0% rate on the same balance.

    Now we question whether any of the things that Giovanni pitched to us is in fact true? He mislead us to think we'd pay $316/month, he seemingly lied to us about the 0% yearly interest rate based on AMEX's response, maybe he lied to us about not being charged yearly maintenance fees, he is not responding back to us, now we feel like we were scammed by Hilton Grand Vacations.

    This can't happen, what he pitched to us aren't even half-truths but so far have been lies. We are waiting to see what AMEX can do to help, but hopefully this complaint will get to HGV so we can get a response back and hopefully help in getting this resolved, and prevent Giovanni from doing this to someone else. This has left us very stressed, emotionally and financially, finding any way to get this resolved.

    I travel a lot and have stayed in Hilton properties almost exclusively. Usually average over 75 nights per year. Also use Hilton Amex card but this ended after I was scammed by their Hilton Grand Vacations presentation. I am a handicapped senior and we attended a presentation in Las Vegas. Of course they make everything sound so great and one of the pitches is that you also get to go to all the RCI locations. We like to travel to all inclusives in Punta Cana so this was a great benefit, we thought. The salesperson stated that all we would have to pay was a "minimal" all inclusive fee. We stupidly purchased the package.

    10 days later we get an email to set up our account. Upon setting up the account I then researched various all inclusives in Punta Cana. Imagine my shock to find out that the "minimal" all inclusive fee is actually hundreds of dollars more than the total package if I go to the resort site direct. That's right - $16,000 to end up paying more for the vacation than booking it direct and not using. Great deal - right!!!

    I then called to cancel and they said I only had 5 days to do so and they had passed. Keep in mind I didn't get the email to create account so I could review until 10 days had past. All this to tell everybody to stay away and don't get trapped like we did. I use to really respect Hilton but for them to do this to people is a real breach of that faith. Bye Bye Hilton and hopefully whoever is reading this will stay away as well.

    HGV IS A FRAUD! Run away as fast as you can. Do not consider ever signing with this company if you value your peace of mind, your finances, your future, and your family's future. Run. Run faster. Still not fast enough. They will get you if you give them a chance. Their free vouchers and stay are not even close to worth it! In fact, their words are poison and lies. They want nothing but your hard earned money for nothing. This company, as most timeshare companies, are frauds. They lure you in with the allure of something free, employ high pressure sales tactics, make fraudulent misrepresentations, and then, simply put, you sign and are screwed for a long time. Dig in deep, as your life will be miserable for years and years to come. No. You are not earning equity. Their timeshare is a liability that you will pay until you die.

    They lie. No. This is not your unique opportunity to own real estate in a city you could never afford on your own. Save your money and vacation in that city for a fraction of the price. You won nothing, but you have to pay much more in maintenance fees than you could ever dream of paying for a hotel stay. No. They will not buy back your timeshare and no, they do not value your opinion. They care about money. Not you. I can't blame the salespeople entirely. It is a trickle down from management (who likely sip Dom Perignon on their yachts and giggle and justify their Machiavellian ways). But still, the salespeople are to blame for perpetuating the lies and stealing your hard earned money. Shame on you. Yes, you can be successful, but wouldn't you rather earn your income from a means that helps the world?

    They are evil. Not only is your money gone, but they will sue you if you don't continue to pay. They want your hard earned money, forever! Evil. And we wonder why the world isn't better off. Evil companies such as these are a part of the problem. Our venerable elected officials, please do away with fraudulent companies such as these. Please. Please, do yourself and your family a favor. Avoid Hilton Grand Vacations. Forever. The world needs to boycott them. There will still be much to be done, but it is a good start to making our world a better place. Evil. Evil. Evil. Did I mention evil? Run away!!!!

    4. The purchase was a tax benefit. 

    5. Your friends, family and in our case, employees can have easy access to your “investment” as you determine.  

    BE AWARE! Intentionally or not, deflection of purposeful omission is illegal.

    1. Non-disclosure the total amount of debt accumulating (Truth in Lending).
    2. Omissions related to Maintenance fees, annual increases, and special assessment fees.
    3. Disclosure of the perpetual maintenance fees that will be passed on to our family. 

    4. Failure to disclose the state rescission period (We found out later we had 5 days to cancel).

    This is all in addition to the “show unit” is not what you are buying, lack of upkeep, out of control fees that were never mentioned, the list of issues goes on and on. Now we are dealing with their blatant disregard of our issues and demands for release of being associated with the company in any capacity. The employees in Las Vegas clearly engage in deceptive sales tactics, the pressure, and the LIES have shown us how truly evil and greedy this company is. Everything the staff claimed was total fiction and unfortunately, we highly doubt that this is limited to the Nevada, Las Vegas, or the Elara Hilton operations.

    We had the most horrific Hilton Grand Vacations stay at the Royale Palms in Myrtle Beach, SC. I have sent emails to the manager of the property, Ryan **, and requested someone from corporate contact me to no avail. When we arrived, we received a very outdated room with a broken air conditioner. After a few hours of haggling with the front desk, we were informed the air conditioner could not be fixed and we would have to change rooms. The second room was no better. The table and chairs consisted of outdoor pool furniture, only one bedside lamp and the television would turn itself on and off. After another few hours of haggling with the front desk, we were informed they could not just replace the television since all room repairs needed to be completed by the owners. WHAT? I've never heard of something so ridiculous in my life.

    Since the television was inop, we decided to take a swim. Well, the pool closed early that evening, even after we verified the hours with the front desk. And on top of everything else, the hot tub was broken so we couldn't use that either. Read these reviews carefully and think twice before buying a timeshare from them. It looks like it's the old bait and switch game. They let you tour a fabulous, top of the line resort and then when it comes time to stay at a resort, you get a dump! Management will not return calls so it becomes very clear they are only after your $$. I would highly suggest you look everywhere else besides Hilton.

    We attended a presentation for the Hilton Grand Vacation Club in Las Vegas, Nevada with no intention of purchasing ANYTHING. We are a “new” couple and have not merged our finances. However, their smooth talking salespeople certainly made it sound very doable. I was told that the down payment was $250, but when I received the statement...it was $2342.32! They also deeded us as “husband and wife” even though we told them several times were not married to each other! Many fees were not disclosed. After many attempts to contact HGV via phone and email starting in June, they finally responded when I stopped my automatic monthly payments in September. What a joke! This company only cares about money and will only speak with you if they are trying to sell you something.

    I went to their timeshare, “ownership” presentation to get my free gift. I’ve never believed in timeshare or whatever they call it these days. BUT they kept repeating over and over…one fee. You pay one time and don’t pay anything else and you own it and just get points every year. Since all the “fees” are a huge prob with most timeshares, I liked the idea of paying a one time fee to buy it. So when it came to signing the papers, I noticed the maintenance fee of $889 per year (that was subject to increase), then a fee of $199 to activate the membership, then discovered there’s fees to roll over your points and if you miss the deadline, you lose them.

    It was all too much so THANKFULLY I ended up calling it off and walking out. I did however sign up your a Hilton Honors credit card. I see the same day I applied, they added a $49 marketing fee. This is not the annual fee. It’s a fee I didn’t authorize. So just more of my time disputing a charge from yet another secret fee. Be aware and run from these vipers!

    I was sold this timeshare because they showed me a large selection of properties and glorified the little amount of points per vacation. I got my points in August 2022 and then found out I had to use my points by December…I was charged taxes for 2022 when I have only had the property for 3 months in 2022. I was then charged another fee for 2023 due by January and have to pay 124 to move my points to 2023!

    Want to know how many vacations I’ve booked after spending all the money - NONE because there are no openings anywhere this year or anywhere I need to go next year despite “the large amount of wonderful properties”. I looked at a vacation for next summer and 5 days will use all of my points…cool. I’m getting one vacation for 20,000 dollars. Biggest waste of money.

    I would give zero stars if I could. On October 9, a Hilton agent offered me a 3 night stay in Washington DC for $199 (plus taxes/fees). The only stipulation was that my family would have to attend a 2 hour tour of a new Hilton property. I accepted the offer. The agent told me that I could book the stay any time in the next year, so I booked flights for my family of four for November 5-8. I called Hilton on October 10 to book my stay, and they said no tours were available on those dates. They said "no inventory available". The original agent never said anything about tour inventory/availability.

    I was told that a manager would call me within 72 business hours. They never called. On October 22, I called again. This time, the agent said the same thing regarding tour inventory, but added that I couldn't book within 30 days of accepting the offer. Again, first time I had been told this. The agent said the best they could do was refund, but that does nothing for my four plane tickets I already paid for. I asked for a manager, and was connected with Jasmine. Jasmine said she would see what they could do, and that she would call me back by 5:30. She never called back.

    Now, on October 31, I have called again and I just spoke with Bob. He said Jasmine noted that there is no inventory and that a refund is all they could offer. I said "she said she'd call and didn't", to which Bob shortly responded "well she made a note". Terrible customer service. I said the only way this was going to end is with my booking to be fulfilled or us filing litigation. Bob said "you can do whatever you want but it will go nowhere". I asked for a manager. After 10+ minutes of holding, Bob said that his supervisor, Jessica, would call me back. I said "I have a hard time believing I will get a call back based on my experience to this point". Bob said "Jessica is one of the few supervisors I trust. She will call you".

    So, I was sold a package by an agent who withheld the limitations. To put it mildly, I was misled. To put it accurately, I was deliberately deceived by Hilton. And when I tried to contact them, I received horrendous customer service. I am a business owner. If I make a promise and don't keep it, I am going to do everything in my power to make up for it. How hard is it to do the right thing here? You either make someone give a tour on our dates, or you honor the package rate and let us stay without going on the tour. Refunding does nothing to help with our flights and plans that were already made. Hilton simply refuses to take responsibility for their actions and do the right thing. They will lose a customer for life if they don't make this right.

    We purchased Hilton Grand Vacations because of the brand name. To us, Hilton meant quality, integrity, and high standards. In 2016, while visiting their Carlsbad property, we were impressed with the beauty of the resort and made the decision to buy into the resort investment. We still have not been able to secure reservations for a vacation at the resort we own. We wrote a letter to complain about the lack of availability and received a response from Kalifah stating that we have priority over anyone that doesn’t own what we own. Apparently, everyone must own what we own because there is NO priority and we have yet to get a reservation.

    We were told the property was exclusive to owners, which is not true. It was supposed to be easy to sell…Not true. We were told points never expire, yet there is a fee to save the points from expiration…which was never disclosed to us. We were in our late 60s at the time, now well into our 70s and want to be relieved of the financial burden. After some research on U.S. laws and sales practices we learned that deceptive sales techniques and predatory lending to people over the age of 60 is ELDER ABUSE!

    Be VERY careful when doing business with this company. I thought since Hilton is a big name, they could be trusted but I was wrong. After being harassed by FIVE different staff members and being lied to for hours, my husband and I bought a timeshare. This may have been the biggest mistake we have ever made. Nothing I was told came true. I was sold on the ability to sell/rent our points and the fact that we were investing in a property that we’d OWN. All lies. I can’t even make reservations because the availability of resorts is awful. Paying over $7,500/year for something completely unusable smells like a fraud to me! These salespeople are shady and greedy!

    On 10/19/2022 Hilton Grand Vacations sold me a package based on a Las Vegas trip after a sales pitch from them during a call to Hawaiian Airlines. I purchased the trip based on the sales rep meeting the dates on a trip I was already planning to take. During the call the salesman was pleasant and he was accommodating. He confirmed that he was able to get a hold and placed the reservation for the exact dates I was looking to already be in Las Vegas. I had told him during the call that I would NOT be purchasing a package unless it were to meet those exact dates. He confirmed back to me the dates, all the information was correct so I went ahead and booked it. Perfect right, save some money at the expense of going to a seminar is fine for me, I can spare the few hours.

    I received my booking emails not long after and saw the dates were scheduled incorrectly. I called their customer service line to correct the mistake. The customer service team told me the dates had not been "released" into their inventory and that these dates were unavailable. They told me I could try and call back within 30 days to see if these days would become available. I asked her if I was not able to make these dates work, would they be able to offer as refund as this was the ONLY reason I had agreed to purchase the package. The agent said that they would not be willing to make a refund just because the dates I wanted were not available. She said the salesman had made a "MISTAKE" booking my dates and assured me I would be able to make my reservation for those dates.

    I asked to speak with a manager. Customer service instead she sent a "chat". After a 30 minute argument, I finally received confirmation from the manager that my package could be cancelled., But only because I had called within 24 hours of my booking. The agent said if I had called later, they wouldn't have. They will not refund if the sales representatives lie to you on a sales call. I will not do business with this company.

    Due to my experiences with Hilton Grand Vacations, where I was screamed at and called various sexist insults for simply telling my brother their timeshare deal was a bad idea, I will no longer stay with Hilton. They called me dumb, controlling, emotional, made several sexist comments, and spoke down to me in a variety of different ways. I used to be a Hilton Honors Diamond member but I will never pay for a Hilton hotel again. It is not acceptable for a company to have men employed who will scream and spit in a woman's face in 2022. Hilton owns Hilton Grand Vacations, and their hotels are just okay, so I refuse to stay at their hotels anymore. I don't care that Hilton tries to spread a narrative that their hotels and timeshares are separate. In my opinion, a company that feels okay scamming customers in any portion of their business is not for me.

    Hilton/Diamond Resorts can’t be trusted! In the past 4 years, the Diamond Resorts sales staff have consistently lied and preyed upon me to the tune of over $400,000 in debt within a period of 3 years. It doesn’t matter which resort you book; you are always required to have the “update” meeting. I have had to come out of retirement and am working 80-96 hours per week at age 69 to pay the onerous debt and many thousands of dollars of maintenance fees. When am I able to vacation? My hands are failing, I’ve had surgeries on each hand and an amputated finger. Not sure how much longer I can keep this up.

    So we receive a phone call from Hilton Grand Vacations, the lady super nice and lives right here in Las Vegas close to us. She convincing us to buy a package that can be transferred anywhere in the world so we do it. Within that conversation she told us that it was good for 2 years but, when I went to book it a year and a half later, the girl said, "Oh I'm sorry. It's expired and it'll cost you another $80 to have it reinstated." It's the old bait and switch and lie to you over and over again. Don't buy anything over the phone unless you're going to use it immediately and you know exactly what you're going to purchase.

    Today, 10/13/22, I received a pleasant phone call from Hilton Grand Paradise Vacations. They offered 3 vacations that could be taken over the next 4 1/2 years. They came down on price with every phone call we had ($1050 to $849 to $599). The 3 vacations were 1. Mexico, 2 people, all inclusive - 90 min tour 2. Cruise for 6 all-inclusive 3. Anywhere worldwide for 6 - NOT all-inclusive. My fiance and I were so excited but the last step I took before purchasing was to read the reviews. This totally helped me make up my mind that this was not a good purchase. As I shared this with Brandon, kindly, he hung up on me before I could even finish my sentence. This put the nail in the coffin that the reviews I was reading were TOTALLY TRUE!!     Diamond and now Hilton have been a thorn in my side for years. After 11 upgrades and nearly $200,000, I am done with them! It’s all been pipe dreams, manipulation, and frustration! On top of the massive amount of money they have ALREADY pulled out of me, I’m expected to pay maintenance fees that have consistently gone up. The free access to Disney that was offered never came to be, which was a huge factor in spending so much money. When Hilton took over, I was promised the world again, but just like before, I was let down. Having to make reservations 14 months in advance isn’t reasonable. Even trying 6-10 months early, it’s nearly impossible to get a vacation I actually want. I should have seen it coming since I was told not to ask any questions while signing the contract.

    For people who own a timeshare with Diamond/Hilton Grand Vacations, is this also happening to you? They force you into attending meetings that they claim are mandatory, and then gaslight you about what you have been told at your previous meetings. They claim that you are saving money, but in reality, you are in so much debt because of these awful purchases. They never told you that your maintenance fees would skyrocket on an annual basis, and they certainly never told you that your children would inherit this colossal debt after your passing. Did I get it right? Because that is what is happening to us. Diamond has been blowing my mind, and not in a good way. Diamond/Hilton, come to your senses and do the right thing, by cleaning up your act and cancel our ownership!

    Hilton Grand Vacations is actively engaged in taking advantage of young families by presenting the repeatedly repositioning the “dream” as just out of reach. Out of reach financially and literally because what they sell simply doesn’t exist as described. They talk about investing in your family, investing in vacationing, access to Hilton Hotels and Resorts. The list goes on and on. In truth you are investing in nothing! You are stepping into a financial landmine, that will become your children’s burden. Be careful, part of the sales practice is to assure you that whomever you are currently in front of knows more than the last person. If you think hard sell ends after you purchase, you are wrong, that is where it begins. We were literally preyed upon every time we have been in reach of a salesperson, usually lured by a seemingly well-intentioned resort employee.

    They claimed that there would be a resale market for the timeshare at any time we decided to leave; this was untrue as we have received notification from HGVC recently that our package is worth less than $3,000. Apparently large commissions are part of the “value” you pay for “investing”. Do not buy into this program once, never mind twice. Their special math is deceiving, inflated and the experience is demoralizing. In hindsight this is a familiar pattern in Florida, South Carolina and Utah.

    I wrote a letter to Hilton regarding my frustrations and hardships their company has put me through. I expected them to take the time to write a letter back to me, but they just ignored my concerns. All I received was an email that was approximately 3-4 sentences long saying they are saddened to hear that I am unhappy with the purchase and asked when a good time is to call so they can help me learn how to use their program and enjoy my ownership. Unfortunately, I have gotten to the end of my patience with trying to figure out and use their program and I don’t trust anything verbally they say, so a phone call is out of the question. I’d be willing to bet their idea of showing me how to use my timeshare is to buy more points! They completely ignore all my frustrations and my request to release me from this fraudulent contract. I am HIGHLY UPSET with Hilton. If you are thinking about purchasing a timeshare with Hilton, don’t.

    Spent an hour and a half on the phone with a rep from Hilton Grand Vacations who got me signed up and told me all these wonderful things I was going to get such as an extra night if I call in within 45 days additional points and I could bring my whole family of 5. When I called in within two weeks they told me that my plan was only for 4 people and I would have to pay an additional 200.00+ to allow the 5th member of my family to stay and that was a deal at half off.     In an attempt to provide wonderful vacations for our family of 8, we purchased a Hilton Grand Vacations timeshare in Florida and a second one in South Carolina. We were told that these 2 properties could accommodate our large family. The sales representative told us we were purchasing real estate that was income-producing. He also told us he was a realtor, which led us to believe that this investment would increase in value, like we were told. Unfortunately, this is all untrue. We are elderly and have health issues and feel like we were pressured into buying timeshares with dreams of family vacations.     The predators at Hilton have no shame!! Everything the sales employees told us to get us to buy a timeshare was a sham. All the benefits are non-existent. The first thing I was hit with was the investment opportunity, being promised that I’d make money if I ever sold my timeshare. Then there was the “easy” booking process, which is anything but. It has actually been next to impossible to make any reservations. The availability of resorts is terrible, especially if you are not planning a year in advance.

    I was also promised a stay at Disney World, only to find out that Hilton does not have any property on site at Disney. Then there was the pressure of sitting there having information thrown at me for 4 hours straight yet being told I need to decide right then and there, or the deal being offered would expire. During another presentation, I explained that I was upset about the reservation process and was told the only way to fix the problem was to spend more money on an upgrade. What a scam!

    We, my husband I believed what we’d been sold. After further review we realized we were tricked. The presentation ask where’s our dream Vacation (places we’d dreamed of vacationing, but hadn’t). Well long story short, told we can go wherever we wanted domestic or international. But, our contract listed The Crane, Hilton Grand Vacation Barbados.. This name had never been mentioned before, nor the location of Barbados. Not by us or them during the long video presentation. We mentioned England, Seychelles, and Africa. So, why on earth was this so called deed tied to Barbados? The answer- "We have to give you a deed." What!

    The points are another twist. Four tiers, not exactly sure how it applied. We bought 6000 points every even year, they threw in an additional 8000 bonus points (used w/in 2 years). Total cost 20k.. down from an the initial offering of 49,900 for 11k points.. Ugh! Are you confused yet? We sure as heck were. Presentation 9/15/22 for a 3day stay @ $179. Good deal right. I’m not sure if this is Hilton or not, but if Hilton wants to align themselves with the likes of RCI and Diamond Resorts (notorious for never stays) for this I’m miffed! Canceled 9/19/22.. Well within their 30-45 day rescission period. Never have I ever experienced a range in rescission. But ok.. Another thing, I’m a mortgage underwriter, they’re now using mortgage terms to buy air- closing cost, HOA fees. Code for you’ll pay forever. If you’ve ever wondered how these luxe high rise hotel chains support themselves? Let this be your answer.. HOA- insurance and maintenance fees are endless. KEEP YOUR MONEY, Better off saving for a luxury trip!

    I am enquiring as after reviewing my two contract purchases that are within a year apart I paid $14000.00 for 4500 points when elara was in construction phase. A year later $40,000 for second purchase, yet I was only given 4000 points. Now according to their own advertisement points should be $4.15 to $5.80 per point. Which means second investment should have been 9,639 points to 6,897 points of which I got 4000. Rip off (35-xxxx-1 [paid off] purchase date 03/08/2014 35-xxxx-1 [paid off]. Purchase date 05/31/2013).

    Why did I pay so much more but got less points a year early. Is this how you gouge people for money for a deed not worth the paper it was written on. I checked and my 53k investment is barely worth $3,000.00. HGVC is reallynot a good value and this needs to be shared to the public, we are unhappy with hgvc and want a refund on comp package we purchased for orlando as we cannot find any dates available and frankly many of the properties are in areas full of crime or just unsafe areas. I do plan on sharing all of this information on social media and other platforms.

    I accepted the 3day stay (selected Myrtle Beach) in return for Hilton points and one night stay at another time. We told our salesman upfront not interested; however, my husband was very inquisitive to try and figure out true status of what is “purchased”. But to start off we sit through a video presentation from a very aggressive presenter. Not pleasant. We were pleased that our salesman seemed low key but once he did not get anywhere with us he was happy to get us on our way and move on to someone else. Which was actually stated by him and the second person that came to have us sign some papers but also offer a different kind of one time “rental” vacation stay.

    We did look at a room which was much nicer than where we all stayed for our “3 hour tour” That room had issues. The door lock had to be replaced so we had to stay at the room until that was taken care of. Anyway, I did use the night stay for a family event. This was a good experience at the Hampton in Newport, RI. Now I am going thru the rebate process. So I mailed off the form with receipt from hotel stay. I did receive an email that it was received and being processed. I received a Visa card for $200. But have yet to be able able to activate or speak with a live person. Phone number provided and website provided will not accept the tracking number or card number.

    I finally found a number from the original sales number and spoke with a person who advised I needed to call the rebate center ( like I should know this) or have been given this number. When I asked when or how I was to have this number she had no answer. So I specifically asked if I would be able to speak with someone and confirm they were working on the weekends. She said, "Oh yes." So of course the office is closed and that is all it says and hangs up on you. No way to confirm it’s the right number.

    So I call the sales office back and a guy answers and I explain my issue again and how I asked if someone was working at this number. So he puts me on hold for quite awhile while he tries to find out if / when the rebate office is open. He comes back and just says, "Well, they are not open on the weekends. Only open Monday to Friday." So then when I ask the hours. He does not know but says I “think” it’s 8 to 10 pm. Needless to say very frustrating. I let both of the people know how poor this customer service is to not provide phone numbers or options for live assistance and hours of operation on any of this paperwork or emails. I am so glad we did not purchase the timeshare or even opt for the “rental” vacation. Truly think HGV is an all around a big sham.

    Please do yourself a favor and stay away from Hilton Grand Resorts & Diamond Resorts. We received an offer for a free stay, plus gifts, at a Diamond Resort in exchange for attending a presentation. What a mistake. The presentation was just an elaborate endless ploy to convince you to buy a timeshare immediately. They played videos depicting lavish resorts at exotic locations. They planted people in the audience to shout out things like “Oh WOW, or I can’t believe they are offering that.” What a joke! The sales staff will confuse you with all their “last minute deals”. Don’t fall for this high-pressure sales nonsense.

    We were trapped in this bogus sales meeting for several hours. We were tired and confused about everything they tried to push on us. We were ready to leave, and they just kept adding gifts and incentives to the package. They offered us a free android tablet and $100 gift card if we just stayed longer. Unfortunately, we decided to try the 7500-point cash option package out only because they assured us, we could cancel later if we decided. The cancel period expired before we ever had a chance to review the paperwork. When we returned home it took several months to receive our member login & password. Once we were able to access the login portal, we soon learned that none of the “cash option” offers were available for all the travel dates we entered. Finally, when Diamond merged with Hilton, we learned our points were basically worthless and, of course, we need to upgrade with Hilton. This was a total SHAM!

    Met with HGV in Vegas August 30 2022. Offer was 4 night stay for $249 plus a certificate for one night at any Hilton in exchange for a 2 hour presentation. We went in to the sales presentation and was there over 5 hours. We bought in based on their discussion what we thought was a real estate deed to property. I noted that when I asked was this real estate the salesperson responded with "You will leave here with a deed." He never really answered the question. What really got me was reading back thru the papers we signed when I got home. It's like we took out an expensive long term loan at 17% interest to buy AIR. There was nothing meaningful in the words of that contract except to specify in detail what we owed.

    Thank God in Heaven (truly) that we had until the next day following Labor day to cancel. I typed my cancelation letter on labor day, my husband and I signed it and I mailed it via certified on September 6 which is the date of this report. DO NOT BE DUPED BY THESE PEOPLE! Every bad thing you hear about is absolutely correct and then some. They are characters acting out roles uniquely designed to scam you. They use nuanced words instead of straight up facts...like you will leave here with a deed... which would make the average person think they are buying real estate. It should be absolutely ILLEGAL for them to operate in this manner.

    Another slimy note. One salesperson even used her mother's dementia (if it was even true) to make her timeshare presentation. "Value the time right now," she said..."because you don't know if you'll have it later." They want you to buy immediately so you don't have time to think about it. I'll end this by saying that we dodged a bullet. Not only did I send cancel letter in 5 days but I sent a copy of the letter and certified envelope to the salesperson and their so called financial office as well as to the HGV hotel manager as proof that I have sent a timely request to cancel. This report on the 5th day (with holiday as a additional day) is also part of my record. HGV is about greed! They couldn't care less about our vacations. Pure and simple.

    I gave a rating of six instead of a 10 because of the manager. My experience with The first saleslady was wonderful. She explained the program in detail and allowed me to ask as many questions as I needed. She actually should’ve been the manager because of her personality, her customer service, her sales style and skill. Because of The sales Executive I will consider purchasing a timeshare with Hilton Grand Vacations and the only reason I did not is because I am not the buyer that purchases Property within 90 minutes. I am a comparison shopper. I sit down and I look at my finances and I make a decision whether or not something of this magnitude is good for my family at this time.

    My experience with her was enlightenment of the program will ensure that I purchase in the future. Unfortunately my experience with her manager was not the same. When he found out that I was not going to purchase on that day he became angry and he showed it disrespectful and he did not know how to handle a no. As a salesperson for over 25 years I know that the No may eventually lead to a close and that even if a customer says no today if I give them a great experience they will always remember where to come back when they are ready to purchase. It is only because I have always had great experiences with Hilton that I know he is not with the company represents. And because I am an ** woman I could even say that with his comment about the “one percent”, was speaking out of line and against the beliefs of your company. He left me with a bad taste in my mouth for Hilton grand vacations.

    Thank goodness my experience prior to meeting with him was with Her who actually saved the day. When he said to me “I already know that you won’t be back so I’m gonna have Anna walk you to the door so you can get what you came for.” I knew that he was not a season salesman and did not have a skill to be in his position. Prior to that I told him that because of the type of buyer that I am I would need to take all of the information back, sit down, look at it and make a decision about whether or not this is something that would fit for my family and I called myself financially savvy and his response was “well you couldn’t be financially savvy if you spending money on these hotels instead of buying this today“. How rude and out of line.

    Earlier in this writing I expressed that I am an ** woman and I said that because I did not hear Him speaking to any other person in that room in this manner besides me.     I recently discovered that HGV has a security breach or someone leaking customer information. I have been offered various buy outs since HGV is not a company that cares about their customers. I fell for one of those scams and paid $1500 to sell my timeshare. That company can no longer be reached. I recently almost did a second time, but for $3500 and this company knew my email, payoff information, where the property was and a lot more than they can access publicly. Thankfully my bank rejected this payment as they were also a scam. All of this because HGV has lied to me numerous times and only go off of a script when you actually get a person. Therefore, not a single person working for them is helpful. I have paid almost $19,000 towards my timeshare and it has a principal balance of $39,000 and we started at $42,000.

    Now they’re telling me that its value is only $11,000 and that they would not purchase it back from us. Not even after they entered us into an agreement under the wrong property to start with, then made all these empty promises and made this out to be an investment and something of value when it’s clearly not. All I’ve asked is that they take it back and I don’t want anything in return. Let the next sucker fall for their scam and resale it. I’m curious to know if anyone else has had these scam calls where they’ve had personal information leaked? If so, I think there should be a class action lawsuit against them. They not only did not inform the public but also have denied it and those calls are recorded, or so they say.

    I’ll make this quick and easy, unlike Hilton’s sales presentation. We were told we were going to a “one-hour” presentation, which turned into three hours, to purchase REAL ESTATE, not a timeshare. Just in case Hilton did not know, TIMESHARES ARE NOT REAL ESTATE. They told us things like:

    1. We would get a deed as proof of property ownership at Elara.
    2. We would receive points that could be redeemed for use at Elara or other Hilton properties.
    3. At ANY point, we could rent out our room as a form of passive income.

    4. We were buying property, and we could sell this once its value appreciated.

    We refused multiple times before giving in and purchasing because of the amount of pressure. It was after we had signed the contract and the non-disclosed cancellation period had expired that we realized, all the reasons we justified the purchase turned out to be lies.

    After being an owner with HGVC, I can safely say that I want nothing to do with ANY timeshare ever again. The salespeople are abusive, I was deceived about what I was buying, and I am fed up! I should have never taken the free vacation they offered. During the couple hour presentation (not 45 mins as promised), I was shown graphs and charts that were difficult to follow. These were supposed to show the value of the timeshare and how it was so much cheaper than regular vacations. Yet all I’ve done is shell out money for something I can never use, mostly because availability issues.

    I was even promised I could stay in exotic places and Disney properties, neither of which are true. Another flat-out lie was being told I was purchasing real estate. I don’t own any property, only points to use at properties. That is NOT the investment the salespeople said it would be. I have a feeling these details are why I was rushed through the contract. They didn’t want me to catch the lies before I was on the hook for the contract!

    First off, Hilton points will expire if you do not use them even though they say they never expire. I lost 120,00 points, was gold status for many years. Their apology was to give me a 4 day 3 night stay at a HGV resort; all I had to do was listen to the timeshare presentation. So we attended a timeshare at the Hilton Grand Vacation club in Orlando Florida. They say it is a 90 minute tour, be ready for at least 3 hours. I told the sales rep why we were there and had no desire to purchase. They don't care and are worse than a used car sales person. If you want to spend $49K for a point system with a 16.99% interest rate and $1800 a year maintenance fee and money is no object then go for it. When ever I do the math it makes no sense. It's all smoke and mirrors.

    The first sales person was nice and explained the point system. As soon as we were shown the price and gave her a big NO that starts the wheels in motion. That's when the next level sales person comes in and starts scribbling all these numbers and arrows and boxes on a sheet of paper trying to show how great it is. Then offered a bi annual unit at a lesser price of 15K. The person even went as far as telling me "I don't know economics". Her name was Natasha. That was the last straw with me. I gave her a bigger NO. They go from smiles to just an angry face. Shame on you Hilton for bullying your customers, especially after being a loyal HH member for over 20 years. We stayed at the Hilton Sea World which was a very nice property with friendly staff and nicely updated grounds. We had a pleasant stay there, just had to forget about the ugly presentation and enjoy our time off.

    I tried being nice, but I was ignored. Now I need to take it to the next level to get Hilton’s attention about my concerns and anger with their company. I wrote Hilton at the beginning of last month (June). It is now August and I have yet to hear a word from them. They lured me in with their untruthful sales tactics and now I am in a never-ending cycle of rising fees for something that is near impossible to use. Their “hour long presentation”, turned into 4 long excruciating hours of high-pressure sales tactics that ended up wearing us out. I would have walked out had they not taken my driver’s license when I checked in. Everything they do is designed to hold you against your will and deceive you. I am a victim of their cruel games and they intentionally screwed me over because I am older. What they did was elder abuse, and I will not stay quiet until this all gets resolved.

    All the negative reviews are 100% true. Just hated it so much that no matter how much we insisted that we are not purchasing, the literally held us hostage with our 2 toddlers for 4 hours with one offer after another…Several people coming at you trying to get something out of you. So unfair! Never again! No amount of discount is worth this experience. At the end, even if they were giving the points for free, we wouldn’t take it because we were so anxious to leave. HGV…word of advice…if you want more sales, keep your word…keep your sales pitch process short (90 mins max as you promise) and let people leave. No one is sitting there listening to you after that long on their vacation.

    Holiday Inn is an absolute nightmare! Their timeshares are worthless! Beware and don’t make the same mistake our family did. First, they bribed us with free gifts in exchange for attending a sales pitch meeting. There the salesmen began their pushy campaign to get us to buy a timeshare. We declined several offers; we weren’t interested, and the price was too high! They finally offered an affordable offer that would suit our large family…Unfortunately for us, it was all lies. They never told us the debt could be passed down to our children! Who in their right mind would want to pass a ton of debt and a lousy timeshare down to their kids?

    They boasted that with a timeshare with them, we could take “dream vacations” but this was also a lie. They constantly hounded us to buy more points. Maintenance fees are over a thousand dollars a year and keep increasing! We were absolutely taken advantage of and purposely tricked into debt. Dream vacations??? With roaches and dead lizards in their units! It’s all nonsense! Holiday Inn timeshare are the embodiment of “if it sounds too good to be true, it probably is!” Book a stay online and don’t buy a timeshare, you’ll enjoy your trip and not be hassled to go to another owner's update.

    I have been a Diamond Timeshare owner and have a medium opinion of them. Hilton has purchased Diamond and I was eager to see what Hilton brought to the table. After 6.5 hours we left and didn't even get all of the gifts we were promised (I could have waited from them to go "check" on my other gift, but every time they left it was another 30 minutes). I had high hopes, but apparently HGV is just like Diamond with not telling the whole truth and only there to sell you more points. Very disappointed and will just continue using my Diamond points, even though they told me there will come a point where I wouldn't be able to book a stay.

    I have been a Diamond Resorts member for 22 years. I have hated every second of it. I have had numerous encounters of pure shadiness. They downright harass you to do presentations on every single visit to a resort calling them "owners updates" which are just sales presentations. During these "owners updates" we have been lied to on many occasions. I was hopeful that when Hilton bought Diamond this would change but I was dead wrong. On my current visit when I checked in they did the exact same thing they always do trying to sucker me into another "owners update" claiming that it was to talk about the changes. I only have a few days here and our schedule is very tight so I politely declined only to be threatened by the shady representative that if I do not attend the meeting I would no longer be able to use my benefits at any property that converted to HGV.

    I said, "So wait, you are telling me that if I don't go to a meeting on my VACATION I will no longer be able to use any of the benefits that I paid a ton of money for?" She said, "Yes you will no longer be able to use them at any properties that convert to HGV (which is ultimately going to be every property and has already happened at many diamond properties including the one I am currently at).."

    1. If this is actually true, which I doubt, why do I have to be suckered into a meeting which I don't have time for, or else?
    2. If it's not true, why are employees making these claims and getting away with it?

    3. Why are such aggressive tactics a constant problem and how has this gone on for so long?

    What's even better is after I let the employee know I was not happy about this and said I would contact the corporate office she still had the nerve to write down the times "just in case I changed my mind". It's sad that I invested so much money in this shady company and have no options other than losing everything I have invested.

    HIVC/Silver Lake has been a thorn in my side. I wish I never took them up on the free vacation that was offered. All I had to do is sit through a 90-minute presentation, so it sounded like a good deal. That is until I got conned by the salespeople. For over FOUR HOURS, my head was filled with dream vacations, perks, and benefits. All of it was a lie. I was so excited for the access to Disney Resorts, but that’s non-existent. I was told my family and I had access to a discount site for travel needs, but there were no discounts! All the airfare, hotels, etc. were cheaper on other travel sites. By far, the worst part is the 16.9% interest rate that I was told could be refinanced. Like everything else, that was a lie. That interest rate has DOUBLED the amount I agreed to pay. Then they have the nerve to increase maintenance fees on top of everything!

    Nothing like getting ready for bed then go to the bathroom and find a black widow spider on the bathroom floor at 12am. Trying to contact someone for a good hour. Getting no one. Then catching the spider. Driving up to the front desk to get it handled. Moving to a new room that smell of smoke. Finally getting in bed at 3am. Then getting up to go to the this timeshare thing in the morning, missing breakfast and lunch, spending 3 hours getting treated like dirt by John ** with Hilton Grand Vacations. Straight lies to our face, tells all about his 3 million dollar home.

    How if they give us the gifts for going to this little thing will show up on our credit and arguing with me about that it's not even possible since they don't have our SSN. I've never been treated so rude. DO NOT FALL FOR THE FREE TRIP AND GIFT CARE THEY OFFER YOU! HILTON GRAND VACATIONS Is a 3 party they are not really part of Hilton Mystic Dunes hotel.     I purchased a 3-night Orlando package for 160 as long as I attended a 2 hr presentation. We were there over 3 hrs. Said we weren’t interested from the start. Went thru 3 different sales persons trying to get us to make a purchase. Before the presentation, we went to 2 of their properties in Orlando. We found them to be dirty more like public housing than a vacation club. Checkout was at 10 am. 10:01 there was a knock on our door. If you're gonna spend money on a vacation club I recommend the Disney vacation club. Sorry, I sold mine. And at the end of the presentation when we said no for the 15th time we were told because I was a 911 first responder I was going to get a special offer (which was made to everybody). Stay away. Hilton is garbage.

    I won’t bore you with the disturbing details of how we were bullied into attending the meeting, but I can’t remember the last time I was so uncomfortable in a sales situation. They initially set you up with a salesperson, I assume to create an empathy factor. I will say our salesperson was very kind and professional and I really hope she finds a better job. Then, they put us in a conference room with a very loud woman asking aggressive personal questions attempting to engage us. She showed beautiful destination photos, her “personal story”, employed a scare tactic repeatedly stating that “life is short” and disgustingly used Kobe Bryant’s death to really bring the message home at the end of the presentation. In the loud woman’s finale, the conference room door opened to reveal our individual salespeople. I can only assume this was done to assert further pressure and gauge our facial expressions to see if a sale would be possible.

    The loud woman then created a time pressure incentive by saying the first two couples or individuals to sign up get a free trip to a fancy destination, the sales people still staring at us. We’re reluctantly ushered back into the loud bullpen of salespeople surrounded by bright destination photos and loud music. I asked for a quick bathroom break and did the math to point ratio for one of their trips. We’re sat down and asked to fill out an “assessment form”, not so discretely gathering our financial and credit information. We’re done with the dog and pony show at this point and just ask to see the offer. Before we could see the offer, we’re required to walk across the street and see one of their HGV demos. We obliged to be kind to our salesperson. It. Was. Awkward.

    The home stay hotel was sad at best. We went back to the bullpen and finally got our offer. I quickly realize the point to cash, with and only with hero discount, works out to be about the same amount as booking the trip individually. Maybe the point to cash ratio doesn’t change with inflation, but clearly HGV makes money off the yearly annual maintenance fee. I’m now visibly frustrated with the process and say we’re not interested. Our sweet salesperson does her best to get the pit boss’s attention to sign her book in order for us to leave. He does the, this offer is trash, “crumple the paper deals up and throw them across the room” tactic. I could not roll my eyes harder. He came out with his last offer. Again, we said no.

    He was visibly annoyed done spending time on us. We’re sent to a, “last resort” room *pun intended* with another salesperson who tried to convince us of another package. This package may have been okay, but I didn’t even listen to the pitch because I was looking out the window watching the beautiful weather on our last and biggest day of vacation change from a gorgeous sunny day to a rainy downpour. 90 minutes turned into 3 or more hours of interrogation. The whole experience was extremely aggressive, hostile and predatory.

    I purchased a HGV timeshare in Nov 2021. The sales presentation showed resorts all over the world as options. The problem is that they were Hiltons not Hilton grand vacation. The only way to stay there was to convert points to Hilton honors. The trade value was less than 1/2 what the maintenance fee was. So basically I paid 35,000 to be able to pay twice as much to stay as if I booked on my own. Also they had already acquired diamond resorts and were using its resorts as a sales item. 2 months later they release a new club and none of the properties are available to hgv members unless you purchase another timeshare week. The availability at resorts is horrendous. I have checked at least once a week for gulf coast properties and there has never been a single opening in over 6 months.

    I am diamond Hilton and have like Hilton in the past. Make no mistake Hilton Grand Vacations is not Hilton. When Marriott purchased Sheraton they rolled those properties in and made available to all. Disappointing to see a good company so poorly represented by one division. It destroys their brand and has changed my hotel brand loyalty.

    Keep your distance from Hilton Grand Vacations timeshares. Our troubles with HGV started in April 2017 while on vacation in Orlando. We were somehow coerced into attending a sales presentation and after an exhausting day of high-pressure sales we finally purchased some points. In December they insisted we attend an owner meeting where we met a sales representative who somehow convinced us to upgrade our points by misrepresenting several benefits. Please don’t fall for their dishonest sales trap. They basically lied about timeshare ownership advantages. They stated we were purchasing real estate and had partial ownership of the resort. This is lie!

    We were told our daughter would be able to receive the TS if we pass away. What they really mean is she will be responsible for taking over our financial burden. They insisted we convert our Hilton Grand Vacation points to the Hilton Honors Points. They never explained that you need an absurdly large number of Honor Points to stay at any Hilton properties. In some cases, the points that you need to stay were more expensive than paying out of pocket. Hilton’s salespeople never divulged any of the true costs with our TS, including the increasing yearly maintenance fees. We learned the hard way this was a money pit and a racket. Stay away from Hilton Grand Vacation properties.

    We, unfortunately, own a timeshare with Hilton Grand Vacation Club because of the lies we were told about it. We have recently tried to take some sort of action to get out of it by sending a letter to them hoping for some type of help. All we received was a very canned response from the Portfolio Services Department (unsigned). In our letter, we explained to them that a lot of information was left out. In the response we received from them, they said, “We have reviewed all the documents and disclosures provided to you at the time of sale” which is not true. Karen **, who assisted us in the process and showed us where to sign, claimed we were NOT allowed to cancel our timeshare after signing the papers. Our contract, states, “The purchaser of a timeshare may cancel, by written notice, the contract sale until midnight of the 5th calendar day following the date of execution of the contract.”

    Another thing the Portfolio Services Department stated was, “At no point do we pressure or force prospective purchasers to stay at the sales presentation as they are free to leave the presentation at any point.” Trying to contradict our experiences with their salespeople is beyond unprofessional and unethical. Hilton is knowingly scamming people, including us!

    Hilton Grand Vacations makes false verbal statements and claims about their timeshare and what it offers. When we attended the two-hour presentation, which lasted over four hours, they fed us with very dishonest information. The salespeople acted very empathetic but now we know, this was not the case. According to their presentation, we were told that we would have year-round access to several Hilton Grand Vacation locations. This is a LIE. We tried to book with HGV, we were shocked to learn that we could only book from a handful of locations. When we tried booking again for a separate trip, everything seemed to be booked even during nonpeak periods.

    On top of that, if we pass, this membership does not disappear. They will come after our children to pick up the bill. We were never told that. If you put what is said in the presentation side by side to the contract, they have everyone sign, it would be THE COMPLETE OPPOSITE. We have brought our grievances to their attention, and they denied any wrongdoing and simply pointed to the contract, saying you signed it, too bad!

    My stay with Hiltons Grande Vacations @ 9501 Universal Blvd in Orlando Fl. was booked for 7/9 thru 7/12. On the morning of 7/10 my guest and I had breakfast downstairs and we ordered at the bar for breakfast. In our attempt to order we kept being cut off by the individual taking the order. Our order was taken after 9 am. We both ordered pancakes and sausage with a side order of bacon. Our total was over $40. The issue wasn’t the price but the attitude sucked. When I went to my tour I mentioned this to my representative.

    She stated this was unexceptionable and that she would report it but this evening I went back downstairs for a soda and Patrick (server) was on that same mess. He asked card or room? I said card. And he just put the receipt on the counter and walked off. I even heard him speaking to another customer tonight in a rude manner. The guy was asking about a burger and he stated "Sir you have to eat it". Definitely won't be spending and more money down there. These individuals obviously don’t care about customer courtesy. Hilton staff was good but these individuals being rude takes away from the entire vacation/package.

They will tell you that you will receive a book with the festoons and season rates when it doesn’t actually exist! And then you can’t even logon to the website to look at things. They say “oh you have to wait 45 days for it to be active” (after they take your money of course). On day 44 they tell you it will be 60 days! And I’m sure on day 59 it will be 120 days!     Hilton Grand Vacations is simply a scam! We were in Las Vegas had to attend a presentation. All was well until after the presentation when they separated everyone. That's where the pressure came. They had us sitting across from one guy and another two or three standing next to us or behind us. A very pressured situation!! I never thought I'd be put in a bullying situation like this as an adult. They bragged how great they were and how amazing they are for families and that this can be a gift we can hand down to our children.

    I told them travel isn't easy for us as I have a child with special needs along with 3 other kids and my boyfriend had two kids. Money was tight and my boyfriend was going through work comp as he had been injured and was on limited pay during that process. Also told them that we couldn't travel much due to my special needs child. They said that this is very inexpensive and we'd only have to pay a fee every other year. I had turned them down and so did my boyfriend. That's when things got worse!

    They separated us and forced us into the contract. I had 2 or 3 men hanging over me. I actually felt scared!! I felt like I didn't have a choice. Unknowingly, they also added my boyfriend on it as well. We weren't even serious at that time. They had me quickly sign the contract. NEVER showed me the fees and never showed me the APR rate that was outrageous!! I keep thinking back to that page and they must have had it covered up when they forced me to sign because after seeing that rate months later, I screamed!! They also blatantly lied about all the fees that are associated with this.

    They 100% took advantage of a single mom with 4 kids. What makes me so angry is I am a smart and intelligent woman; I work full time, raising my 4 kids, and help manage two non-profit organizations and... I was pressured into something like this. I can't believe that was they did is actually legal!!! I can't even begin to image what others go through. Truly a trauma event!

    Hilton Grand Vacations has duped us into signing a contract we really knew nothing about. We are so fed up and want out of any connection we have with them. They told us that if at any point we wanted out, all we had to do was call. If that was the case, I WOULD NOT BE HERE WRITING THIS REVIEW! We have sent them a letter asking to be released from my contract and they never responded! We were never shown the cost associated with the purchase along with any other financial details regarding this timeshare. We were also told we would have access to DISNEY RESORTS. Which was, yet again, another lie.

    When signing the contract, they told us to call the resort and ask questions after the fact. They claimed they were going to send us the contract but to this day, WE HAVE YET TO RECEIVE MY CONTRACT. We have sent them a letter asking to be released from my contract and they never responded. This company is unprofessional and irresponsible. They need to take some responsibility for their actions and the actions of their staff. Taking advantage of clients and customers is not acceptable and needs to be stopped.

    Don’t be fooled by Hilton Grand Vacations offering free trips for attending their sales presentations. They will lie about all the wonderful advantages of owning a timeshare, calling it an “investment”, but it is all untrue. Unfortunately, we did go to a sales presentation and were subjected to over 4 hours of high-pressure sales shenanigans. After being bombarded with all the alleged benefits, they made us feel stupid if we didn’t make a purchase. We were told that the resorts could only be used by owners, that a water park was being built at the resort, and that we could rent out the unit to recoup the cost.

    We never intended to purchase anything, but they just aggressively kept pushing us into signing. The few times we stayed at the resort, the rooms were old and dingy; nothing like the beautiful rooms they showed us on the tour. We haven’t saved money at all, in fact, we have been wasting money making payments and the maintenance fees every year just keep increasing! Nearly every time we try to use this nothing is available, so we are just constantly throwing money away. KEEP AWAY from Hilton Grand Vacations.

    First. OK. I just got back from a presentation last Saturday (June 18). I was called last January about this great Hotel deal. At the time I was starting to research a 27 year Anniversary trip. The representative (woman) at first offered me a 3 night stay in Las Vegas for $279.00. What a great deal. But I did not want to go to Vegas. So after discussing the matter further I found out that I could go to Carlsbad near San Diego. I figured the price was right and that what could go wrong. So after getting online and going through the transaction with my credit card, the representative went through the terms. She spoke so fast I could barely understand her. At the end of her announcements, I finally heard the term “Timeshare” and “2 Hour Tour”. If I had known this before the transaction, I NEVER would have purchased it. In fact, if I had known before I answered the call, I never would have answered the phone.

    The Visit. My wife and I contemplated not going and just eating the $279.00. We had already been on one of these Time Share ordeals. We bit the bullet and reluctantly went and stayed (we only stayed 2 days by the way instead of the 3 they offered). Before we went I was able to do some research on this place. Fortunately I found this website. We had already purposed in our minds that we were going to give them an “absolute” NO; based on the experience we had in the past, what we knew from friends and family and the posts on the site.

    The Presentation. The representative (a woman, Maggie, not surprised if it wasn’t her real name) was very friendly at first. They try and gather as much information about your travel habits as they can so they use that information against you in the sales pitch. A typical used car salesman approach. Without going into a lot of detail, my wife and I didn’t want to turn it into a debate so we remained polite and listened. It was not a good experience. Just like others posters have mentioned, she called her manager. We gave him a resounding “NO”. Then there was one last effort by a third guy to sell us another trip with another tour and presentation. We gave him a resounding “NO”.

    Not One more Dime. Thanks to some of you we got out of there without giving them a dime extra. We were given that crappy $200 voucher that I threw away and 5000 bonus points that I won’t use. I am done with Hilton. I will never deal with this company again. I did my own math based on what I heard here. One lady paid $326.00/MO and $1495/YR for maintenance fees. That’s $5407.00. Do you know where I can stay for that amount of money? Just do basic math. The better deal comes from you not them.

    One More Note. Hilton Grand Vacations is a public company (HGV). Do you know what that means? Their shareholders are more important than their employees and YES, their guests. It would have probably been better to buy their stock 2 years ago. I would buy it now. It has been consistently dropping the last month probably due to their investors reading this site.

    Hilton Grand Vacations Club contacted me in summer of 2018 and offered me a free 5 day vacation in Hawaii for attending a presentation at the property with no obligation to buy anything. I was recently engaged, so we decided to take the trip and have a beach wedding. They scheduled the presentation the same morning as our wedding, so I asked if we could reschedule. They advised we would be responsible for $2,500.00 cost of the trip if we could not attend.

    The presentation was nothing but false promises and lies. We were trying to rush thru the sales pitch, but it dragged on forever and we were running out of time. We had zero time to discuss the timeshare. They rushed me thru all the information, and I signed. It was so confusing, and I felt manipulated. In 2021 my wife and I decided to divorce, and I called to remove her from contract. They told me the only way was to upgrade. More lies! I later learned I did not need to upgrade my contract to have my wife’s name removed. I sent letters to Hilton requesting the termination of my timeshare and they told me I could not be released from contract. DO NOT ATTEND any timeshare presentations for Hilton Grand Vacation Club. This has caused me terrible financial stress and jinxed my marriage. What a horrible company!

    The salespeople at Hilton Grand Vacations are deceptive and will feed you nothing but misinformation. We had refused to purchase a timeshare multiple times in this “informative presentation”, but they kept pushing and feeding lies to convince us. We were under the impression that we would be missing a once in a lifetime opportunity if we walked away. We were PROMISED we would see returns on our investment. Instead, we are now significantly in debt.

    The real facts regarding Hilton timeshares were NEVER verbally disclosed to us, but are buried in a 200+ page Public Offering Statement, a 72 page Disclosure Statement, a 210-page Owner Document packet, and a 32 page summarized Public Offering Statement. No one explained to us that when we pass, all the fees would be passed along to our children and other family members. If we had known this, we would have canceled our contract IMMEDIATELY. DO NOT fall for their lies and let them manipulate you.

    Hilton Grand Vacation has a huge problem with transparency and have proven to be a predatory and unprofessional company. Don’t be fooled by the Hilton name and legacy, these guys are only out to make a profit, even if it means misleading and conning people. The Hilton timeshare business is nothing more than a disgraceful bait and switch. They intentionally misinformed us and omitted crucial information when they sold us our timeshare and when we realized the truth, it was too late.

    Our sales rep was the main culprit in this scheme, beware of Mr. Scott ** at Pare Soleil in Orlando. He’s the one who got us trapped in this nightmare. His predatory behavior, lack of professionalism and shameful gimmicks have cost us greatly and unfortunately, Hilton Grand Vacation refuses to get us out of this mess. We were lied to about exclusivity, inventory, and scheduling of vacations. Essentially everything told to us at the initial sales was exaggerated or completely not true. Making what we had purchased useless.

    Hilton Grand Vacations makes it a priority to constantly harass those of us who have already bought into their timeshare and try and get us to “upgrade”. Anytime you engage with the reps it’s a high-pressure sales pitch where all they want to discuss upgrading. When going over the financial details, the principal and interest over time were never broken down to us. Maintenance fees rising annually were also never disclosed to us. This is not a sloppy mistake on behalf of Hilton Grand Vacations but in fact it’s a well-orchestrated scheme to squeeze as much money out of people with lies and deception. These awful timeshares stay with you for life and the financial burden gets passed down to your kids. Hilton Grand Vacations is a disgraceful company, their timeshares are a sham. Shame on Hilton Grand Vacations.

    Hilton Grand Vacations has defrauded us. Our ownership with Hilton began in 2003, however the real fraud began on September 29th, 2017, when we reluctantly attended an owners update meeting at the Elara in Las Vegas, Nevada. We were just planning a relaxing weekend in Vegas and had booked within the correct time frame, yet nothing ever seemed to be available. When we finally were able to get a reservation, we were forced to go to a “mandatory owners meeting”, which turned out to be another sales pitch to get us to upgrade.

    At this meeting full of false promises, the sale agent continually hinted at upgrading our timeshare with Elara and that Elara was a “members only.” resort. This was false. He stated how much “equity” we had at the convention center property vs how much more we would have if we purchased at the Elara. The statement about “equity” is completely false, we have learned timeshare “equity” has no cash value, only equity to be used in upgrading. They lied stating that if we passed away, our heirs would NOT assume any of the debt or financial responsibility with Hilton Grand Vacations. He tried to reassure us at the time stating, Hilton would “buy back” the property for resale at fair market value. Again, this is all false. They never stated anything about the maintenance fees. Do not fall for their lies. They will keep pushing until they get you sucked into a never-ending contract full of debt.

    I wish I could accurately tell you all how much frustration HIVC has caused me. Their manipulation tactics are second to none. I was belittled and lied to through the whole timeshare presentation, which lasted SIX HOURS! I had offer after offer thrown at me until the salesperson said “What do you mean you can’t afford $200/month for a vacation? It’s not that much.” I found that to be incredibly rude!

    One of the things I was most excited about was being able to stay at Disney Resorts in either Orlando or Anaheim only to find out HIVC has NO affiliation with Disney! Not only that, but I can’t stay at any HIVC property either. There is never anything available. The one time I was able to use my timeshare, it was a partnered hotel, and it was an average experience at best. Do yourself a favor and just book your vacations through hotels.com. HIVC is NOT worth it!

    We took the bait only for the bait. No interest in purchasing. We were promised (in writing) $200 Visa card, a cruise, and a 7-night stay that comes with round-trip airfare. What we got was the $200, a certificate for a night stay (some fees will be attached that we have yet to discover), and a certificate for our choice of: 1) 2 Night City Escape (late flight into one of a small handful of cities and early flight out giving 1 day in the city); 2) 5 day/4 night cruise with 3 to choose from; 3) 2 Night Adventure Getaway with accommodations in an economy property and limited "adventure" available, checking in on S, M, or Tu; 4) Theme Park Adventure (A visit to see Mickey Mouse was baited, but that's not one of the options) includes 2 one day passes to one of 4 theme parks; 5) Roundtrip airline tickets for 2 which includes departure on S, M, or Tu with return 2 days later.

    Makes it hard to use with a 7 night stay, but you can't use the certificates together anyway. I had to fight to get our 3rd certificate for the 3rd option we were promised. They whined and said that marketing wasn't supposed to offer that. But that just gives me more reason to never purchase a timeshare. Marketing will lie to get you to listen to the sales presentation. Sales will lie to get you to buy. Don't take the bait!

    When they tried to sell the package, they mentioned many advantages, but when you tried to book the hotel, there are many constraints that stopped you from a booking. A very unpleasant experiences from their booking system, and unpleasant customer support either. Won't buy from them anymore.

    Updated on 09/03/2022: 90 days later and 15 calls and still no $199 refund to my on file original method of payment card. On my call today with the HGV LIARS- they asked me for my credit card number. Knowing that this is a scam - I gave the dirtbag a visa credit card for the refund of $225.13. About $25 minutes after the call I got a another phone call from my credit card company. They asked me if I just authorized a $3500 charge to HGV in Las Vegas. I said no but they were supposed to credit my card $225.00. They asked me to file a police report which did. I gave them the sales guy name- address of business and I emailed a picture of the perp. I had taken his picture during our meeting in June. Will update this story later.

    As for the $200 “Spend the night on us” certificate. The fine print says that to actually get the “up to $200” I would have to go stay at A Hampton Inn within 6 months - then pay for it and then send the original invoice and the certificate back to HGV in El Paso and then they would issue a gift card to me with a 8 to 10 week wait. The Visa card finally shows up 11 weeks later and the card was for $143.00 (short of the $200). More fine print they says that the card excludes any taxes or room charges. I was only reimbursed the room rate that I paid to another Hampton Inn in Illinois.

    To add further insult- the card says it must Be activated by calling the phone number or going online. Here comes more brain damage - at first I called the phone number and the whole process is set up to essentially to trick you into never actually getting the funds applied to the card and properly activated. I went online and after 20 minutes it finally went thru. In the meantime the police were going to go find these people at the HGV property and arrest this creep for illegally charging $3500. Supposedly that will happen after Labor Day. I will update here as things progress. And the police officer said we were waiting on a really good case to take because they had over 750 complaints from these burglars. Stay tuned..

    Original Review: We came to Las Vegas because we purchased a $199 stay at the Hilton Grand Vacations Club at Elara. We had agreed to do the 90 minute presentation. We arrived the night before our presentation at Elara and we were pleasantly surprised by how nice the place actually was. We met a guy sitting alone in the lobby next to where we sat down.

    He was a young fella probably about 30 years old. We asked him how his package was and we got kind of nosy. He then proceeded to tell us that 15 years ago his parents bought a Hilton Grand Vacation timeshare and that his parents both perished in an airplane accident 10 years ago and he was now under the full continuing obligation to pay his parents' yearly fees which had since gone up about eight times in price so his yearly so-called HOA fees that it started out for his parents at $471 a year were over $2000 every year and he never in all this time (10 years) was able to ever able to book anything and he strongly warned us off from going forward with a getting conned by these snakes.

    We asked him why he was here and he said he had to go to an owner's meeting on the third floor of the Elara to talk to anybody because he could never get anyone on the phone. He told us of a dream he had five years ago where his parents came to him from the dead and were telling him that even though they were deceased they were still being hounded by Hilton Grand Vacations for payment every year and that they had yet to have obtained peace in death. This fella definitely looked quite pained and a total wreck. We thought he might go postal on these people. The next morning we kept our heads on a swivel and we fulfilled our obligation and went for our presentation. We just politely listened to many lies and deceptive phrasing and simply said, "No thank you."

    Of course these people did not take kindly to our quick rejection and then they kept sending people over to our desk from every direction (4 in all) to try to get us to change our minds. The last sales person told us in a last ditch effort to suck us in that he had the authority to add 15,000 points to our Hilton Honors account today if we bought a $1700 7 night package immediately. For the fourth time we said, "No thank you" and then he said he also had the power to close our Hilton Honors account and that we would lose our 447,000 accumulated points. With that threat we got up and checked out - got a $200 voucher for an Embassy Suites anywhere and the promise of $199 refunded to our credit card (which I doubt will actually happen). We were so happy that weren’t victims of these scammers. We took a Lyft ride back to the Elara and went straight to the pool to chill out. We toasted ourselves that we weren’t taken in by this fraud.

    On Apr 19, 2022, I booked a HGV 6 days/5 nights stay at Hilton Waikiki Village for Jul 25-Jul 30. I paid the deposit of $864.56.00 ($99 more "otherwise I lose the hotel") with the stipulation that the package could be moved to another location and dates changed without incurring addition fees (zero fee for rescheduling or cancellation 15 days prior to trip date). I confirmed this with Preeta (HGV staff) numerous times and just before hanging up the phone, with Preeta assuring me everything is set per my conditions. Today 5/26, I received an email from HGV asking to confirm booking for "DoubleTree Hilton Waikiki". I called HGV to inquire why my hotel was changed without my authorization. I spoke with Antoinette who informed me that Waikiki Village is not available, that they make no such promise after I reminded her that my booking was confirmed and guaranteed back in 4/19 by HGV (Preeta).

    Antoinette said she saw the messages but can't do anything and that they don't really refund after I demanded a refund if they cannot accommodate my previous guaranteed booking. Although it was noted I would need specific accommodations citing "special occasion and circumstance" on the reservation, HGV clearly did not honor their guarantee. No one at Hilton Grand Vacations could provide an adequate answer for the screw up.

    HGV basically gave me a run around and a bunch of excuses without acknowledging their mistake- in fact, making it seem like I was at fault!- and after threatening to inform American Express and Hilton of what occurred, HGV said they will eventually refund my money within 3-5 business days. I asked that they refund it the soonest possible. Given how close we are to said vacation date, it is difficult and expensive to book a new trip somewhere else. This is a very clear example of a bait and switch on the part of Hilton Grand Vacation. I would like a refund.

    DO NOT get involved with Hilton Grand Vacations. Their timeshare division has ruined the good Hilton name. Talk about false advertising…What they tell you in their timeshare sales pitch is not consistent with the truth! The total cost of ownership far outweighs any potential discounts. No point in “owning” a timeshare with Hilton, you’re better off booking online. One of the selling factors was that I could rent out my timeshare membership to make a profit but that was just a lie! The details in financing weren’t properly disclosed at the time of purchase!

    Hilton Grand Vacations are NOT an “investment” but just an outdated bait and switch where they sucker you into a lifetime of debt. You must pay for the upkeep of the property for life and those cost go up! Even when you don’t use it. The availability for owners is garbage but others can easily book online and not have this awful contractual obligation looming over them. It’s baffling that they are getting away with this SCAM. Look at what other people are saying. So many fees and gimmicks! Do your loved ones a favor and STAY AWAY form Hilton Grand Vacations! Hilton used to seem like a great company but they’re purposely scamming innocent people. They truly deserve ZERO STARS!

    Hilton now owns Diamond Resorts, so they now own this review. This is a review on their sales practices and operational incompetence. We haven't even had a chance to stay in any of their properties yet due to the complete mismanagement of our contract since Day 1. During the presentation, our Sales Representative (Rob **) made a couple statements to us that the company has not fulfilled. First, he stated that the company would cover ALL transportation costs while we were in Las Vegas. This included the Uber rides to and from the airport as well as during our stay. He attempted to link us up with the company's Flex ride program, which worked for a day - but after that he told me to just e-mail him receipts of all Uber/cab rides and we'd be reimbursed. Second, he told us that we'd receive a tablet in the mail in 4-6 weeks that we would use to go over all orientation information.

    I e-mailed him all the Uber receipts for reimbursement on March 25th and we exchanged text messages over the subsequent weeks, but the reimbursements never came. Neither did the tablet. On April 25th, I text him yet again asking for updates on both. He responded the next day telling me he'd look into it and follow up with me. That was the last time I ever heard from him.

    About a week later, I get a phone call from a woman named Kim with Hilton telling me that I need to book my orientation trip or we'd lose it. I was confused because I hadn't heard anything about an orientation trip, but I scheduled one anyways because I was told I could reschedule if necessary at no additional cost. This cost me $150 to book. A couple days later, Kim calls back telling me that I need to authorize her to allow for phone calls, otherwise she can't talk to me over the phone and probably shouldn't have called the other day. I tell her that authorization is fine. It's at this time that I start getting really uncomfortable with the company. We decide we don't want to be part of a company that is so mismanaged and unable to live up to even the simplest promises made at the very beginning of our agreement.

    On May 9th I tried calling Diamond Resorts to cancel our membership. The phone number that is listed on the Diamond Resorts congratulations letter sent me to a call center for Hilton, who said they cannot help me since I'm actually a member of Diamond Resorts. They gave me a phone number for Diamond and transferred me. I waited on hold for 15 minutes before finally reaching a representative at Diamond Resorts that told me that she couldn't help me and needed to transfer me to the Transitions team. Again, I was given a phone number and waited on hold for probably another 15 minutes before I had to hang up and take care of other business.

    I found a page on the Diamond Resorts website that allowed me to submit information directly to the Transitions team with my concerns. I submitted my information and requested a full refund since we were brand new and hadn't received any benefits or taken any trips. I was surprised that no e-mail was automatically generated stating that the information was received or that someone would be following up with me.

    On May 12th, after hearing nothing back from the Transitions team or our Sales Rep, I called the Transitions Team again. At 11:18 am EST on a Thursday, there's an automatic message stating that it's outside of business hours and to leave a message and a representative would call me back within a day or two. However, this didn't allow me to leave a voicemail and instead redirected me back to Hilton. Here we go again. Hilton can't help, so they transfer me.

    The person they transfer me to can't help, so they have me hold the line until noon, when someone would finally pick up the phone. Eventually, I spoke with Tara ** at the Transitions team. She tells me that this is the wrong team because this is for people who have had their contracts for at least 6 months. She doesn't even see that the message I sent from their website was ever received, so she crafts an e-mail and sends it to the Assistance team. I'm told to await their response, which may take a week to 10 days.

    On Friday, May 13th, I'm contacted by Samantha ** from the Assistance team. I go over everything with her and tell her I can forward all the text messages between Rob ** and myself. The following Monday, she responds via e-mail to tell me the Sales site declined the request due to being past the 5-day rescission period. I respond to Samantha stating that this is not acceptable to us. It took longer than 5 days to realize how incapable this company is at living up to their statements. I want to cancel our membership due to the overwhelmingly awful experience we've had. And going through all this is just making it worse. I then find a 'Consumer Advocacy channel through the company that states if our expectations haven't been met since Day 1, to send an e-mail to their group. But those e-mails come back as 'Undeliverable'!

    Now that Hilton Grand Vacations bought Diamond Resorts, they expect us to pay more money to be able to use the old Diamond Resort properties, which one would imagine that they would. But, they grouped Anantara Resorts with Diamond Resorts so though we have stayed in Asia at an Anantara resort in the past as a HGV owner, we no longer can, without shelling out a bunch more cash!

    They also sold INTRAWEST which had nice properties in Canada that we stayed at. Pay more and more and more and get less and less and less. Also, the last time we were at one of their premiere properties, it was filthy and run down with furnishings falling apart. We have been lied to so many times I can't count them all. Usually everything is always fully booked as soon as you are allowed to book so you only can stay at your home property. And RCI is a joke... dated and run-down properties that are almost impossible to get into.

    Diamond Resorts, now owned by Hilton Grand is a complete and utter scam. From firsthand experience with Diamond, they lie, scam, and just completely make up phony stories to sell their guest on purchasing a timeshare. They don’t disclose important information, or fees for that matter. Throughout my entire experience with Diamond and the upgrades I was tricked into purchasing, each and every time the sales representatives I was assigned to always had a similar sob story. I hate to say this, but I believe that was their sales ploy, they tell you these sob stories to make you feel bad for them and guilty if you don’t purchase.

    Not only do they make you feel guilty, but they hold you hostage!!! Not literally but they refuse to give back your personal documents such as photo ID and credit card! While I attended their presentation, I informed the sales representative I was with that I had to go because I had a previous engagement, and he refused to give me my credit card and ID back! Overall, just stay away from Diamond Resorts, just steer clear and trust me when I tell you to ignore those sales representatives.

    We went to Las Palmeras Hotel in Orlando. My wife booked it and got a discount to attend their sales pitch on timeshares (they called it something else, but it’s a timeshare program). Make a long story short they wanted us to pay $44K upfront and nearly $2K a year for life to get two weeks at one of their locations. Do the math, invest $44K in stock market and make 10% a year, compounded. Doesn’t take a rocket scientist to figure that out! Stay as far away as you can! Don’t listen to the mumbo jumbo they try to sell you! It’s a scam for suckers!

    I spoke to the head of sales and we had a wonderful conversation. He understood exactly what I was talking about and he will be speaking to the sales people to make sure that they are aware of what the changes are and how to present it. No one should have to go through what we went through when we were there. I feel as if everything was resolved. He listened, and he was extremely respectful and understanding. I was very happy With the call and his responsiveness. He is definitely dedicated to making Hilton Grand Vacations a positive experience.

    I was excited to hear about the changes to Diamond Resorts, which we have owned since before it was even Sunterra. I signed up to hear about the updates now the Hilton Grand Vacations (HGV) purchased it, and found that in order to become an HGV member, you need to 'buy into' the timeshare, for us it would have been over $20,000!!! Since we did not 'sign' that means that after all the money we spent updating our timeshare to points, then adding more to become silver members, we will NOT have any benefits from the HGV purchase! Not only that, we will actually LOSE benefits, as we will only be permitted to use points for the Diamond properties, which will start to migrate to HGV, and no longer be available to us!! However, I was then told that the maintenance fees are about 28% less!! I guess that is so that we can pay over $20,000!!!

    For the first time, I am considering dropping my timeshare!! And we have actually loved it for over 30 years! How sad that HGV would require more money from members that have already paid so much already! What a scam! We are really unhappy with being told that in order to have Hilton Grand Vacation benefits that use points (yes, we can pay cash for HGV locations), we have to purchase more points. When I asked, "What if I don't want to get more points," they said it was the ONLY way to get the benefits, and that 6,000 points was the minimum. And, of course, if we did not purchase the points THAT DAY, then the cost would go up if we wanted to purchase points at a later date. My brother owns timeshare that has been purchased by a larger timeshare, and he had has maintenance costs reduced without any requirements to purchase anything!! I am surprised at Hilton!

    Nightmares, they are terrifying, they keep you up at night, now imagine a nightmare that you could never wake up from… This is exactly what I have been living with everyday since I was TRICKED into purchasing a timeshare with Hilton Grand Vacations. The saddest part of all this is when those lying, money hungry, sales representatives at Hilton sold me on this purchase, they specifically said THIS IS NOT A TIMESHARE!!!! But instead, they sold me on “an investment property,” which was all one big fat lie! THIS IS A TIMESHARE, NOT A FORM OF INVESTMENT OF ANY TRUE VALUE!

    All those pesky salespeople down at Hilton are the same, they will lie, lie, lie, and say all these marvelous things and draw up a fake dream. They make it all sound so genuine and real, but little do you know they are just going to stab you in the back! Don’t even get me started on the scams they are pulling, 4 days after signing the contract with them they denied my request to cancel my contract, especially when Nevada law allows 5 days to cancel a contract! Tell me that doesn’t sound fishy? My entire experience with this company has been stressful, it’s all been so overwhelming and just darn right traumatic.

    Hilton Grand Vacation Club is just awful! Their salespeople have no problem using coercion and false advertising to trick you in to buying a timeshare. Don’t believe anything those people tell you. In fact, stay away from their presentations to begin with. My husband and I had to go to an update meeting to hear about Hilton’s takeover of Diamond. If we signed up with a new Hilton contract, we’d have access to tons of new perks, have something to pass to our daughter- who was an infant at the time, use our points for free rental cars and airfare, all kinds of things. Except it was all lies or half-truths. Not having access to certain benefits there were promised is not as big of a deal as what they did to my family. I had no idea that we were signing a BABY up for lifelong debt. No one said she would have to take over when we pass away.

    They also touted their relationship with DISNEY and that we would have special access, but that was just another lie. We wanted to be able to take our daughter to Disney whenever we wanted. In fact, had we known the mortgage was DOUBLE what we agreed to pay, we would have walked away! We might have known if they gave us a copy of our contract, which to this day we have never received.

    One year of lying and fraud. On 03/18/2019. Denise and I go to Sedona AZ to get married. We go to the presentation. We were told that we can buy 3500.00 points a year and the maintenance fees would start out at $1,000.00 a year and may go up a 5% a year. I take out my calculator and crunched the numbers based on what the rep and his supervisor told us. We decided to buy. Please know that I am numbers guy. I was a licensed stock broker for Charles Schwab and presently employed as a Branch Manager Assistance Vice President for a local community bank. Ethics, truthfulness and transparency is how I run my bank. Based upon the information I was given, the wife and I signed the contract and paid $16,000.00+.

    August of 2021. Denise and I go to South Lake Tahoe for we thought was a orientation. It was not. The rep tells us “oh no you are in a horrible plan and your maintenance fees are going to skyrocket”! I was shocked to hear that. I proceed to tell him (please look at file to pull his name) that is not what my wife and I was told. The rep and his supervisor told us the maintenance will go be doubling every year and we would be paying 5k a month in Maintenance fees within 3 years and up to 7k in 5 years. I was extremely upset when I was told this information. “How can I be lied to so blatantly”? Now the rep said he “could lock the maintenance fees and double the points to 7500.00 a year if we write another check for $6,500.00”. Denise and I feel that we no option but to write the check. And we do so.

    On the way home my wife breaks down into tears, “how can they lied to us like that”? And, “how do we know if the rep from Tahoe is lying to us too”? Someone from Diamond is lying. See the pattern of lying that the wife and I have experienced. More deceitful business practices. December of 2021 we go to Kona Hawaii for 2nd honeymoon. We meet a rep from Diamond. I explained to him about the misinformation, lying that we have received and how disgruntle we are. Totally regret ever signing up in Sedona. We are now told, “OH no you are not in the Hawaii package and you will never be able to use your “ US Continental points” in Hawaii. I was shocked for this was the first time I was told this. The rep now wanted tens of thousands of more dollars to move to the Hawaii collection.

    At this point I am beyond being mad, words cannot come close to describing my rage and anger. Deceived, lied to, manipulated, and truly the worst business practices that I have experienced in my 30 year financial career. If the first two reps lied, one of them did or and both did, how do we know this guy is not lying to us too? We stop the bleeding and so no. We are done giving money to Diamond resort. Wife breaks down crying again, “they told we can go to Hawaii with our points”. Seeing my wife crying truly hurts. Denise mental anguish is directly caused by the deceitful business practice of Diamond resort. Now if you can believe it gets even worse!

    March 16th. Las Vegas. Polo Towers. We meet with Patrick ** (**). I proceed to tell him how upset we are, how we been repeatedly lied to, we have no idea is telling us the truth. He then tells my wife and I, “I am in compliance, I am not a sales rep, I am here to fix your problems”. I then ask a 2nd and a 3rd time. You are in compliance Patrick? Patrick says, “yes I am that is why I have a laptop, and the other reps don’t”. He proceeds to tell us that our maintenance fees will double every year, to 10k a year within 5 years. He then brings out 3 contracts or offers. One wanted 50k, 2nd for 33k and 3rd for 22k. I am extremely upset again. “This is 4th time that I am given different information.” I am pacing the room because I can’t believe that is happening for 4th time.

    This is where it gets criminal. Patrick tells my wife and I, “if you upgrade to the 33k package I will double your points and you can cash in the other 7500.00 points for $15,000.00 a year for next 8 years”. He takes out his calculator and show us how we would get our 33k back in 2.3 years. And he said “I can’t put that in writing and you can’t tell anyone that your upgrading is for an investment, pay $33,000.00 to get $120,000.00 back over the next 8 years”. At this time I became to realize that cannot be true. Why would Diamond resort pay me $120,000.00 for a $33,000.00 investment? Remember I was a licensed Stock Broker, Financial Advisor registered with SEC. I deal with fraud every other day. We said no, “no more money”.

    He then says we can use our “Equity” to lock in the maintenance fees of $2,900.00 a month. We agree. However he does not put that it writing and someone else comes out trying to get us to give $3900.00 to lock the offer for the 3 so called upgrades. We said no. When the last rep left he gave us a piece paper to bring to the front desk for your free gift. But with the paper there was something else! It is Polo Team Sales Commission schedule, rep Patrick name on it!! See attachment. When I showed my wife the Polo commission schedule, she completely breaks down crying, “how can they (Diamond) keep doing this to us?”

    I ask another one of your sales rep if this your Commission schedule? She looks at and tries to take it from. Not going to happen. Patrick is the worst of the worst. After telling him my experience of lies and my lack of trust Patrick lied to my face over and over. It took all of my self-control not to go Postal. When you make my wife cry with the all of the lying it is now getting personal.

    I thought a big name like Hilton would be a safe choice for a timeshare purchase, but that was NOT the case. I never imagined that they would trick us into a timeshare with false information. Thus far, nothing I was told is true. This was supposed to be a real estate transaction, but there is no property attached to my contract. There is no access to Disney like the sales staff said. The maintenance fees go up like crazy every year, yet no bothered to say anything about that. No blackout dates at over 50 properties! There may not be actual “blackout” dates, but good luck getting a reservation anywhere!

    You’ll have to book a minimum of 6 months prior. A number of fees were also left out. I had no idea that ON TOP of the mortgage and maintenances fees, I’d have to pay for reservations, to roll over points, etc. There’s always some fee with Hilton, I’m surprised they don’t charge for the air (hope that doesn’t give them any ideas)! I pray anyone reading this stays away from them. Trust me, you don’t want to be in my position.

    Hilton Grand Vacation Timeshare is 100% a SCAM! We failed to do our research prior to a mandatory tour we were assigned to do as part of promotion. First they put us in a crappy hotel and then during the tour showed us penthouses in NYC that we would never be able to stay in because we are not buying timeshare in NYC (prices are astronomical). Long story short please do your research, DO NOT believe these sales people who are trying to get paid regardless of long term consequences of buying a product that is a lie.

    Luckily for us we followed our intuition. After being coerced into a purchase we couldn’t afford, we did our research early enough to cancel without any penalties (you have 7 days). But I should mention canceling and finding a person to speak to took a while. Make sure to email a cancelation letter and get a response before day 7.

    My husband and I signed a contract for a timeshare in Myrtle Beach. We have been trying to cancel for over 6 months. Lots of empty promises. And now no one is available via telephone or email. They do not answer or call back! We are getting an attorney. If you're thinking of signing up for Hilton Grand Vacations time share, DON'T DO IT! There are so many scams going on with this company.     I visited your hotel in Charleston and loved the experience. One day while eating breakfast we were approached by Jim ** to purchase another vacation at another Hilton resort and was told there was no available ability. So do yourself a favor and don't buy any of the things they try to have you buy saying there is no black out date. They will say it is not available and you will get screwed out of $800.00 just like I did. Stay away from these crooks.

    What I have experienced with Hilton Grand Vacations timeshares has been horrible. I wasn’t given the complete truth by the Hilton salesman when they were selling me the timeshare. No mention of the extra fees outside of my loan payment. Never mentioned the maintenance fees or the hidden fees for things like reservations and rolling over points. They are extremely pushy, constantly trying to get you to upgrade. The product itself gets lousier and lousier. What’s the point of owning a timeshare if you can’t even use it???

    Trying to book a stay is nearly impossible. I’ve had to settle for paying “discounted member rates”! Getting a Hilton timeshare was big mistake. Unless you’re looking to throw your money away, I suggest avoiding Hilton. The Hilton brand has been tarnished by their timeshare sales team. I have paid off my loan and yet I still get bills! Very disappointed with HGV. Their entire operation is focused less on quality vacations and more on squeezing money out of you with lies and bogus promises. Buy a timeshare somewhere else… actually never mind, don’t ever buy a timeshare!

    I inquired about the $149 (4 day, 3 nights, one bedroom) promotional package to Orlando from Hilton Grand Vacations after receiving an email offer. I told the rep that I actually had 8 people going, in addition to needing an additional day. He said an upgrade to a 2 bedroom would be no problem, which sleeps 8, and that all of the resorts (4 in Orlando) who are part of this promotional deal had availability for the dates I needed. I said great and reconfirmed with him that the 2 bedroom accommodated 8 people and the specific dates, to which he assured me that everything would available.

    He said however, I would have to purchase the promotional package for the the 4 days, 3 nights for the $149. ($167 with tax) and then after I picked the resort to call the concierge to complete the transaction, thereby locking in my dates and hotel accommodations. I then reiterated that if I could not get the specific dates and the 2 bedroom that I would not purchase the package. He again assured me that there would be no problems. So like a sucker, I bought the package and then called the concierge about 3 days later to confirm everything. The concierge then tells me the 2 bedroom only sleeps 6, not 8!!! and that I would have to purchase a 3 bedroom to accommodate 8 people!!!

    Then guess what?! Yep you guessed it, NO 3 BEDROOMS AVAILABLE at any of the promotional package resorts!! And even if there was a 3 bedroom available, that would cost an additional $500 for the upgrade plus more money for the additional night!! At that point I asked for a refund, and was not happy about being lied to by the sales rep. So if you are going to Orlando and buying this package as advertised with no changes, you may be ok. But if you have any changes to the package, don’t fall for the okie-doke because they may tell you anything to sell the package and you won’t find out the truth until you call the concierge AFTER you’ve purchased the package. Buyer Beware!!

    If you’re looking to be disappointed, frustrated and highly infuriated…Hilton is the way to go. While in Vegas I was forced to go to one of their timeshare sales presentations. I bought the smallest timeshare package because it was a fair price. Sadly, it was all a HUGE SCAM! Everything they said was a circus of lies and BS! Everything cost more than they lead on and when you find all the hidden cost, fees and horrible availability it’s too late! I require the use of a wheelchair, making finding a reservation even more difficult as the unit must be handicap accessible. I see other reviews and it seems like everyone who owns with Hilton has a hard time finding availability. $12,000 down the drain and ZERO vacations at all because of the lies. DO NOT BUY A HILTON TIMESHARE! It’s obvious that they are out here swindling people! Don’t accept the gifts and don’t sign anything HILTON gives you!

    Dirty liars! It doesn’t take much to realize that anything associated with Hilton Grand Vacation Club is likely a scam! When we got conned into buying timeshare points with them, the salespeople instructed us on what to say and not to say to the financer. We should've known this was a scam right at that point. They offered us a FREE cruise to Alaska which turned out to be BS! They didn’t mention there were $2000 in fees! Their business model is based on screwing people with their timeshare contracts and constantly convincing them to upgrade and pay to have their experience enhanced.

    They don’t disclose that maintenance fees continue to increase. Don’t believe them when they say their timeshares are a “real estate investment”. If you ever even use your timeshare, they strong-arm you into attending an “owner’s meeting”. Don’t go, it’s another sales pitch/scam. They’re disgusting. DON’T BUY THEIR TIMESHARES! You’ll end up with THOUSANDS of dollars in debt. Hilton Grand Vacations are THE WORST!

    HGVC has the worst sales department I have ever dealt with! Mr. ** sold me a timeshare using any tactic he could- unethical or not. He lied repeatedly about what he was selling to secure my acceptance of an offer. This purchase is not the investment that was promised, it’s a money pit! Mr. ** kept reassuring me that he was NOT selling a timeshare because it could be sold back to Hilton. There is no program that allows me to sell this nightmare back to them without paying the entire loan first. I’d have to pay $30,000 so Hilton could sell it for $5,000. Then there were the lies about the interest. I was told I could pay over time with no interest charges. Once I looked into this, I found that there is interest, and it is about the same as the purchase price. That means I’m paying DOUBLE what was agreed to!!

    We vacationed at an Embassy Suites and during booking customer service told us of HGV. We chose Myrtle Beach, upgraded to a suite for 200$ for a net total of 399 for 4 days 3 nights. Yes we had to attend a presentation, but that's the game. You need to show a bit of mettle and not succumb. At the start I was very clear, I wouldn't be buying any service. Very clearly and very politely but firmly declined. We left in 1 1/2 hrs and enjoyed the rest of our trip with an additional 200$ gift card. If you are weak, afraid to say no then stay away. Otherwise you'll have no issues. It's a great deal for just the invitation, the timeshare is not worth it.

    Been a member of the HVGC for over 25 years and the customer service is so bad we want to leave but they offered us approx $4500 for something they now sell for $50,000. Every time you have any kind of problem no one will call you and you very rarely get a reply by email. Telephoned a guy today at my expense as Hilton say they can't call you back and I told him of my problem ref my maintenance fees. I paid my maintenance for 2022 in Dec 21 but it still shows on my account that I owe my annual fee plus a further $342.84 for late fees etc, etc. He wanted me to hold but I asked him to call me back and guess what???? He didn't, it's a typical response you get from HGVC. Why I pay $1500.00 per year I have no idea because it's simply not worth it. You get better service at any local hotels like Best Western or Days Inn, etc, etc.

    Stay clear of Hilton Grand Vacation Clubs. They promise you everything but once they have your money they are not bothered. Plus it doesn't matter what resort you go to. They always try and get you to sign up for more timeshare during your stay. When you go on the 45 minute sales pitch do what we do and demand to leave after the 45 mins. They hate it and 3 or 4 special people who can offer you something special try their best to sign you up. Take the reward you were offered for the 45 min presentation and get out while you still have your **. Don't touch HGVC!!!!

    We are loyal, diamond Hilton members. Got talked into a timeshare in Los Cabos, and we were charged 17% interest on the loan, so we bought it out. In 6 months we've been hit with a $1,800 maintenance fee and $1,500 HOA fee. Looks like these will be annual fees. We were lied to when we signed this contract, being told that the points would never lose value, and that there would only be a $1,400 maintenance fee and nothing else. When we try and book a hotel, there is next to nothing available. They have a couple days here and a couple days there, in condos that look really run down. And we just received a notification that our points lost 60% of their value, as of last month, and we have only been members for 6 months!!

    Have tried for WEEKS to talk to a human at RCI/ HGV. I called Hilton Honors, since the timeshare is a Hilton product, and they couldn't help. As I write this, I have been on hold with them for 2+ hours with terrible elevator music playing in my speaker phone and the phone just inexplicably hung up on me. We are shocked that this is a Hilton product. We feel like we were robbed, and continue to get robbed. I wish there was a class action lawsuit, because we would join it. We will actively seek out others who are looking at a class action lawsuit. There seems to be little options for getting out of this timeshare. You're in it for life.

    If I could do zero stars I would. For 3 years I've had this timeshare and every sales person they have boasts of how you can go anywhere with your points and the reality is you can't get in anywhere you want to go. Unless you want to go to Orlando, Hawaii, Las Vegas, New York and California, most of the timeshares are impossible to book. I've complained multiple times and have not gotten anywhere at all. On top of the ridiculous purchase price, the common fees are insanely high as well and you get zero value with this company. It is fraud, misrepresentation at best and their sales practices should be illegal. I'm filing a formal complaint with the state of FL Business of Professional Regulation as they should be exposed for the racket that they are.

    Hilton has made a very difficult time in my life even worse. My husband and I bought a timeshare with Hilton, but he has recently passed away. On top of grieving, I now have much less income than I used to. I reached out to the Hilton, and they have not offered any assistance other than temporarily suspending autopayments, but I was still responsible to make the payment myself every month. HOW IS THAT ANY HELP?

    They conned us into buying the timeshare in the first place and left out important information that negatively impacted our decision to purchase. If either of us had known how much debt we were getting into, we would never have chosen this! I also discovered that my heirs will be responsible for this when I pass. If I cannot handle the timeshare after my husband’s passing, how could I do that to someone I love? Does Hilton care? NOT A BIT!

    Frustrated and irritated, those words don't even begin to describe my experience with Hilton. My nightmare started in 2015 while on vacation in Las Vegas. I was offered free show tickets and a three-night stay at a Hilton Hotel under the condition of going to a sales presentation. The entire time my husband and I were there, we dealt with very aggressive salespeople. Both of us were shocked at this treatment, especially because Hilton is a large, reputable brand.

    Every time we are able to book a vacation, we get lured into another presentation with incentives like discounted theme park tickets, gift cards, and free meals. Every time, salespeople talk up the reservation system and how easy it is to use. That has not been my experience. I have figured out that I need to make reservations a minimum of seven months in advance. Being that we have a severely autistic child, that does not always work out. On top of the $30,000 we have already paid into the timeshare (with five years left to pay), there are fees for everything. Every reservation comes with $100 fee, and it increases every year. Over six years, my maintenance fees have increased by $400. If you are looking for easy and relaxing vacations, go elsewhere because the Hilton brand is no longer reputable!

    He had been receiving multiple cold calls from Hilton offering us a 2-night stay at their Orlando resort, so we eventually gave in, even though we knew we would have to attend a one-hour timeshare presentation. However, when we arrived, this “presentation” lasted more than 5 hours!! We were told that making a purchase would allow us to go on several vacations a year, that it would be an investment we could pass on to our children, it would increase in value, and could be sold for a profit at any time. None of this was true!!! To make it worse, we were rushed through signing the contract so quickly that they never told us that there was a specific cancellation period, that there were fees for EVERYTHING, and that the maintenance fees can increase with no end in sight. We believed that we were making a purchase with Hilton Hotels and trusted in their name and brand. We could not have been more wrong!

    I bought an expensive package which is now totally worthless. HGVC would not even consider buying anything back in Trump Tower in Las Vegas. A lot of people have suggested a class action lawsuit but NO ONE that I can see has done anything about it. Does nobody have the strength and time to instigate this? Lots of people saying they would join it but no leaders in the action. For full disclosure I am from UK and cannot do it from here.

    Terrible "customer service"!! I emailed to ask questions about an issue during our upcoming stay. After a few emails back and forth with Leah, I determined that my issue would probably be better handled by a supervisor and requested that it be escalated. This is when I had the "pleasure" of speaking to Edgar **, who also happens to be in the Senior Manager of Customer Care for HGV. Right off the bat he was extremely rude and disrespectful. He cut me off and spoke over me. He told me he is not in the business of giving out free stuff when someone doesn't get what they want. I called him out on how awful he was speaking to me and he told me that if I wasn't happy with what he was offering then he would just cancel my entire vacation package. I was blown away he would threaten to cancel it all.

    I am amazed that for a customer service supervisor in a company that is trying to sell vacation packages, that he would think it was ok to treat a customer this way! For context of what was being offered, I booked a 4-day 3-night vacation package. I was offered a free night if I booked during a certain time frame, so I did. Then was told the free night was no longer available. I was asking if they could comp us points for the night they could no longer give us. They agreed. However, to book 1 night there with points is 75,000 and they offered us 5K.

    After I requested it to be escalated, they said they could do an additional 10K. Don't get me wrong, I am grateful for any amount of points, but thought it would only be fair to receive the amount of points we would have used staying one night there. If the answer was no, that's ok! He could have explained that to me calmly and respectfully but instead was rude and condescending. He told me that if I wanted the free night that bad I should change my dates. I'm sure we will not see any of the extra points and now we still have to sit through 2 hours of their sales pitch. If this is what HGV is offering, I don't want any part of it!

    We were so excited to see that a package was available for properties in SC and I did my due diligence. I asked the sales rep - what if I change this, how can I go to this property vs the other... all without any $ change. Well when you go to book it - you get the low end properties. Couldn't change to the other city without additional cost. Couldn't even use my $200 voucher bc I didn't go on my package trip... My advice -

    * Don't believe the hype. The package is not worth the money. When I asked to have this escalated the rep said her manager said, "This is policy and you can reduce your package days if you want to go to the city". No other course of action or review. The customer is not first.

    * You only have 6 months post the package completion to use the $200 voucher. In the time of covid that is insane.

    We are now out a few hundred bucks.

    Please do not do business with HGV! My husband and I have a timeshare with them and have nothing good to say about our experience in the last 5 years. The timeshare was sold to us on lies and misinformation. The salespeople made it a point to say we were not buying a timeshare; we were investing in property. This is false, we own no real property. We were promised we could sell the “property” back if we wanted to, but HGV has no program for this. There were to be no added fees, regardless of how many nights we booked, however, there always are. The sales people even promised we could stay at a resort INSIDE DISNEY WORLD, only to find out that they have nothing on the Disney World property!

    We have been disappointed from the start. We’ve even tried to sell the timeshare a few years ago but had no luck since there is no monetary value. The locations of the HGV properties are not in places we want to go. To even have a chance of using the points, they force us to pay to convert them or roll them over. To make matters worst, on top of all the fees you have to pay they charge to to make reservations and the maintenance fees can go up at any moment. This timeshare is the worst "investment" we have made in our life. It’s unfortunate that we have to deal with this burden all because HGV’s salespeople are dishonest.

    I Purchased a property in Florida as an owner for 10, 300 for a weeks rental every other year. The pandemic arrived causing me to carryover points from 2019 and eventually loosing them in 2021. I put my ownership up for sale with HGVC after a loss of points from 2019. My purchase price in 2015 was for 10,300.00. I am currently being advised based a current marketing analysis that the timeshare is only valued between $1000.00 and $2000.00. I feel that this information should have been disclosed of at the time of purchase.

    We purchased this sham 7 years ago. The properties are nice, no question. However everything else is a sham. If you think you can EVER talk with a human, forget about it. We basically are out $50,000.00.

    Do NOT sign a contract with Hilton Grand Vacation until you have read it thoroughly! The sales people tell you what you want to hear (lie) to get you to sign and then don't give you a chance to read the contract because they "already went over those things". You WILL end up stuck with something you did not actually want!!

    Our sales lady said we could shift our vacation hotel dollars that we were already spending into a "club" to get better vacations, where we'd have "ownership of property". There is no property. We own nothing tangible! They also leave things out like how much you are REALLY spending by the time the loan is paid off, or the fact that if you die your children will be stuck with this huge financial burden. In our experience, if you ask for a day to think about this, we were told no - that the offer was only good right now. The sales people create deals that will no longer be good if you don't accept them RIGHT THEN. We were given promises of easy reservations to wonderful destinations, but the reality is that no hotels were available to us in the highly popular United States destination that we chose.

    When we got to the contract, we were taken to another room where we were hovered over by reps who discouraged us to ask any questions. Instead of providing time to look over what we were signing, we were told that we could read that later, that we were being provided copies of everything, but we had to keep moving as other were waiting for their contracts. How ridiculous!!

    I have never been so upset or disgusted with a company in my life. Hilton Grand Vacations is a huge, multi-million dollar a year company, so we assumed they were safe to put our money and trust in. Now I see how they make all their money! Everything is a lie and a scam with them. I should have known a free vacation was too good to be true. When I got to Orlando for my free trip, I had to go to a sales meeting. From the start, the pressure was on. Lies spewed from the first words the salespeople said. It all seemed enticing, the resale possibility since the resort was close to Disney, the savings from staying at a traditional hotel, the investment in real estate, passing the timeshare to my children. All of it was grand, but none of it was true. I can never get a reservation anywhere I want to go; I spend more on vacations than I would by staying in a hotel, and the costs constantly rise. I’ve paid well over $15k for TWO vacations!!

    I am absolutely disgusted with Hilton Grand Vacations. I was attending a DOD conference in Orlando. As a Hilton Honors Diamond member I always stayed at Hilton properties if possible. This particular trip my wife traveled with me so I stayed at a resort close to shopping. One morning, while eating breakfast, a salesperson approached us at our table and talked us into listening to their sales presentation. We agreed to go and went to a resort close by.

    When we arrived, we met with a salesperson who explained that the ownership was an extension of the Hilton Hotel Reward program we already had, it sounded great because I was happy with Hilton Rewards. He offered us deals that were supposedly only good while we were there forcing us to decide that day, without any time to really discuss our options. After our ownership started, I constantly fought this company over fees they charge because they never mentioned them during the presentation.

    The problem with Hilton is the left hand has no idea what the right hand is doing! After many calls, emails, and texts, I received a call to attend a presentation to teach us about our ownership. This was purely to get us to upgrade. This happened twice. During each meeting, the salespeople were relentless. I told them I was just diagnosed with Parkinson’s and was experiencing cognitive decline, so they used that to their advantage to trick us into upgrading. They are truly soulless money hungry leeches.

    If you choose to buy a timeshare with Hilton Grand Vacations, please read this first and go in with your eyes wide open. The first lie you will be told is that their presentations are 90 minutes long. I have been to at least 10 of their meetings and am always there for 3+ hours. The salespeople all seem fairly nice until you start declining their offers. When you decline enough times, another person will come over and try their pitch on you. All of it will be misinformation and they will leave a lot of important details out. You will not get a property. It will not have any monetary value. The maintenance fees WILL go up every year. You will never get the open availability they promise for reservations. A timeshare is not a real estate investment. Everything the salespeople say is a lie. Don’t fall for it.

    I was invited by a friend to go to Las Vegas for a free weekend stay at Hilton. This offer turned out to be a bait and switch, with the key factor being we just had to attend a so called short ninety-minute presentation. The short “ninety minutes” presentation took up a good five hours of our time. I want to warn anyone about attending the presentation, they will practically harass you with different offers. One deal being better than the last deal, and all being offered “just for that day.” You won’t be able to just say “no” to one person. You are going to be met with four or more salespeople until they wear you out. You are going to feel trapped and starved in a room by yourself with no one to call since there is no cell service available.

    Do not be fooled into attending their presentation let alone signing up with Hilton! All they care about is taking your money. Since signing up with them I have noticed my maintenance fees skyrocket. You will be stuck with a timeshare they sell as a vacation package with no use of the properties due to a chronic lack of availability. You will be pitched on an investment but be forewarned, this is no investment. An investment will give something back to you. All this has done for me has been to take my time and money and I know they will do the same to you!

    HGVC is the worst company I’ve ever done business with! I have been an owner since 2018 and I’ve only had headaches to show for it. My husband and I were lured in with free trips under the condition that we go to a presentation. It didn’t sound like a bad trade-off at the time, but I wish we never went. The salespeople are shady and will say whatever they think you want to hear. One of the main selling points was the fact that we were investing in a property. We later found that we don’t actually own any real property, we purchased points. Then there was the promise that the value would increase. Please, do yourselves a favor and research how much timeshares are worth BEFORE you buy one. People sell them online for $1! That means all the money that’s been dumped into this is now a complete loss!

    Another selling point was they said that if anything changed in our lives like financial hardship or declining health reasons, they would take the property back. Well, my health has declined, and I can’t travel. I am tired of throwing money away since HGVC will not take the property back and cancel my account. THEY ARE LIARS! Stay away from them at all costs! It’s not worth the headache or the insurmountable debt!

    I don't know if my characters are limited again so in summary: The HGV tour was longer than 2 hours. Originally in Chicago when I purchased the package was told my husband did not have to attend. On a RECORDED confirmation call I was told my husband had to attend but could wear ear buds! (Our representative was GREAT, this is not a reflection on her at all.)

    I kept getting a weird headache and nausea but ONLY when I was in the room. I took a photo of the air vents and they were filthy and covered in a thick layer of? Dust? Mold? I don't know I have the photo available. OR maybe it was the ice from the ice machine that we used daily and actually melted in order to have drinking water because the refill station was so far away AND when I went to refill our hotel given water bottle it barely cleared the space, do you know how many people who are not careful about germs or COVID-19 probably touched the same water refill spout with their dirty water bottle opening. Disgusting. We used that exactly ONCE. By the way, there was no inspection sticker on the ice machine on our floor, (which did not even work the first two days).

    On the first day I asked for a late checkout at 6:00 PM. The day before we checked out I called to the front desk to verify our late checkout (because when I was in Waikiki I had requested a late check out and was kicked out without notice, I had one hour to pack and leave. NO late check out). The phone call to verify this took over an hour total as I had to call TWICE because the first person never called me back, I waited in the room for over an hour for her to call. I was on hold both times, the second time was 28 minutes. (Wasted vacation time and added frustration.) Finally I was assured we would have late check out, and I arranged to have it until 9 PM but I had to go to the front desk and have all my room keys "re-keyed" so they would work until 9PM. Gratefully my husband kept his original key because none of them worked.

    Then when we went to exit the parking lot we were assured the key would work but IT DID NOT, so we ended up using a credit card. *Also when I purchased this package I was not told about the $39.00 a day parking fee. I was not aware of this fee until one of my confirmation calls. We had stayed in this hotel back in 2014 and parking was free. Then on another RECORDED confirmation call I was told we had to provide our own transportation to the HGV presentation...which I was not told when purchasing this package that it would be at a different location and we had to provide our own transportation, so, we had to rent a car because I was told that if I did not attend the presentation with my own transportation and my husband in tow (sexist, like I can't make a decision as a woman on my own...) that I would have to pay the full rate of $800.00 a night! While we are talking about fees, lets talk about the Holiday fees that are added on if you want to purchase an extra night.

    The pool in front of our room that I was promised and was glamorized as conveniently located in front of our tower was under construction. We listened to construction every morning all day (minus Thanksgiving). I requested this room to listen to the Ocean Waves, NOT construction. The hot tub was also shut down. (Again, I have photos of the dumpsters/construction we had to look at). The closest pool was a .5 mile walk or tram ride away, unless you wanted the adult only pool which was freezing cold because of lack of sun by early afternoon. The bar by the adult pool was shut down so you could not even have a snack or beverage by that pool. We went there once, I want to be warm in Hawaii.

    All of the staff I dealt with in person were very nice, minus one who could not understand why my husband could not fit into the white incredibly uncomfortable plastic wrist bands we had to wear. (His wrist was too big for the last hole). And, minus the "checkout" lady at the end of our tour who definitely PRESSURED us as to why we were not buying a timeshare property. I told her I wanted to go home and think about the numbers, but that pricing was only good for that day! (Are we in Mexico???) She then offered us another discounted HGV package which we declined. No thank you.

    In addition to the dirty air conditioning vents, the corners of the room were dusty, as well as the area around the bed head rests. There is clearly only surface cleaning being done here. The one day I forgot to leave the privacy sign up was our third day of the stay so the maid "cleaned the room," but really nothing was moved and cleaned, toiletries were added and she made our bed with the same sheets! Why bother to make the bed? The windows beside us were broken (I have photos of this as well).

    The resort boats for transportation as advertised (a relaxation luxury) were not running. In fact multiple items that were advertised and sold to me were either not running or were disappointing. These rooms were hyped up to be the best in the resort and our hotel had broken windows, one tiny water refill station, construction, non running transportation, no hot tub. This whole vacation was filled with frustration not relaxation. The food was mediocre at best and definitely over priced, in fact we chose to eat elsewhere after our first experience. The two initial HGV surveys I tried to fill out only allowed 300 characters about our experience. I asked for a phone call instead and never received one. Being locked in the parking lot on the way to our airport was the last straw and my husband declared "never again." We are never staying here again.

    As a HGVC owner since 1999 - their beginning and stupid enough to buy more - we still cannot get into many areas that HGVC own for us to utilize. TERRIBLE company - and the worse is your can book condos online for cost but as OWNERS paying thousands each year we cannot book any - such as: Hilton Head, SC; Charleston; and many many others, yet they will call you to buy more or PAY to stay...wow - what a con. We are very sorry we bought and would love to sell and get out from under HGVC. Our contracts were paid in full day we bought, very disturbing - DON'T BUY. -

    Be careful when dealing with Hilton Grand Vacations, don’t believe anything they say! The primary reason for my wife and I buying our timeshare is that we were told it was a real property purchase with a deed and mortgage. Our sales rep specifically said that it’s an investment with a constantly increasing value. Down the line, we found out that there is NO real property attached to a timeshare, let alone any value. When we made the purchase, the reps also neglected to mention the annual maintenance fees or the fact that they go up every year. We also found a clause in the contract that says the timeshare and the maintenance fees would automatically revert to our daughter upon our passing. There is absolutely no way we would have even chosen to burden our daughter with a large debt.

    One of the biggest lies was the ease of the reservation system. It has been nearly impossible for us to make reservations between the website and lack of reservations available. We were told that with an upgrade, we would no longer have these issues, but it has been EXACTLY the same as before. Just save your money and take a nice vacation. You’ll never get anywhere by joining one of these scams.

    This is a sales gimmick of HILTON hotels. BAIT and SWITCH appears to be their Modus Operandi. When I booked a room in HILTON Hotel in Columbus, the operator transferred me to HGV (Hilton Grand Vacations), without any solicitation from me. A sales man from HGV introduced himself to me as an employee of HILTON GRAND VACATIONS, and stated that, as a special Hilton Honors member he is doing me a favor by offering this HGV grand deal that included hotels in Hawaii. He even took my money for a 4 day stay in MAUI, Hawaii. THIS IS AN UNSOLICITED OFFER MADE BY HILTON. They agreed for an arrival date of 2/2/2022 for 4 days stay.

    Now that HGV got my money, the organization is MOVING THE GOAL POST. HGV says that they can not make arrangements for a presentation, they are supposed to make in early February and so, they can not honor the promise they made. They are dictating an alternate schedule to suit their own administrative problems. Since my flights and rental cars are booked after I received their earlier confirmation, I requested the HGV to refund my money since any change is flights and prepaid rental cars is costing me hundreds of dollars more. They refused to honor their promise and refused to refund my money.

    When the Covid-19 pandemic hit, my husband and I were offered a stay at Hilton Hawaiian Village for a great price, on the beach, full of shops and more. We had even bought extra days because we were so excited to stay at the resort. We received several confirmation calls before our departure verifying everything and it was all PERFECT.

    Well, when we arrived in Hawaii, Hilton Hawaiian Village said they had NO reservation for us. How could this be? I paid in full over the phone? This sneaky company reeled my family into what was to be an amazing place to stay for 8 nights, and put us up at a regular Hilton that we had to Uber to get to and from the beach. It was over a mile away, which doesn't sound so terrible to walk. However, I do have a medical issue that does not allow me to walk very far and this was a huge slap in the face for something I was promised different. My husband and I went to the meeting with the salesperson and told him the situation. He said we were young and it shouldn't have been such a problem.

    As the week went on, we found ourselves eating at the Hilton Hawaiian Village and going through shops. We came across two different families that experienced the same thing we went through. How disgusting is it to lure people in this way? We also found out from another vacationer that an elderly woman was promised the same thing and has to walk from the normal Hilton to the beach everyday because she was promised a lie. This was the trip of a lifetime for that woman and she spent a lot of money she saved for one trip- on a joke of a stay. If Hawaii wasn't so beautiful in general and my husband and I didn't choose to not care about making a large fuss about the situation for us, that trip would have been a bust. DO NOT BUY PROPERTY HERE. What a red flag this situation was from the beginning and obviously we did not buy property here.

Please save yourself the headache and money it is going to cost you and you will certainly not benefit from all the “expensive bill” that they offer. Their salespeople are sneaky and deceptive, one of whom even commented on a shared ethnicity of her husband and showed family pictures to gain my trust. She spoke quickly during our timeshare presentation and made sure to gloss over important information that should have been disclosed for our purchase. When it came to the numbers, I told her that I had little interest but would possibly consider a low point package.

    She relentlessly pressured me into buying a higher and more expensive package for enough points to vacation every other year and offered bonus point that she knows will expire within a year. I was told I would be able to book my vacation but when I tried I met blackout dates from all locations even in the US. What a rip off!! THESE GUYS ARE CROOKS!!

    Please save yourself a headache and do not do business with Hilton Grand Vacations Club. I have been an owner since 2019 and I wish I had just walked away from the presentation. When I checked into the Flamingo in Las Vegas, I was immediately approached and offered discounts on all kinds of things and free show tickets for 3 shows if I just watched a presentation for an hour and a half. This turned out to take up HOURS of my family vacation.

    Once the video portion of the presentation was over, a salesman asked what I thought, and I said I had NO desire to purchase. He guilt-tripped me by saying he was new and asked if I would hear him out a bit longer. When he found out my credit score, the pressure was on FULL FORCE. He lied about nearly everything to get me to buy. The payment was higher than promised, this was NOT a real estate investment like he said, there are extra fees for literally everything. I am surprised they don’t charge you a fee to attend their presentations. Also, they only gave us tickets to see 1 show, not 3 as was promised. HGVC has not held up to their end of the contract at all but wants me to keep paying thousands of dollars a year. Every time I try to get help with something, the answer is always “you need to buy more points”. DO NOT fall for this!

    In 2017, my wife and I became owners with Hilton Grand Vacations. We were lured into a sales presentation and immediately pressured to make a purchase. Any time we declined, we got cycled through to a newer, nicer salesperson who offered a better deal. Eventually we made a purchase but unfortunately, every selling point that was used to tempt us were absolute lies.

    There is no exclusivity, anyone can purchase rooms at a resort for a fraction of what we pay every year. We only found this out after we tried to book our honeymoon and couldn’t due to blackout dates and lack of availability. The salespeople also told us that we’d be able to use this piece of real estate as an investment by renting points and we’d get tax benefits from it. While doing taxes the following year, we realized that there is ZERO benefit to being an owner. This has been a total waste of money for the last few years. We have only taken 1 vacation since 2017 and we have not made a dime of our money back like we were told we would. Don’t fall for their tricks and slick tongues!

    The staff at Tuscan Village are attentive and the hotel amenities are great. The Vineland area around the hotel has plenty of varied restaurants and Disney World is only 15 minutes away. Would recommend!

    We went for the vacation club stay. The hotel was great. The timeshare meeting was bad. We spoke to Shonte ** and his supervisor for three hours. Shonte was rushing us because he had a birthday dinner to get to. We told him we were undecided and he offered to hold the membership until we got a chance to crunch the numbers properly. We gave a $500 deposit and asked repeatedly if we would get the deposit back if we decided not to go forward. We were told many times that we could have our deposit back.

    After looking over everything and seeing all the fees and charges that were not discussed during the timeshare pitch we decided that the club was not for us. I emailed Shonte and Hilton on Sep. 2 asking for the deposit back. No answer. I emailed again on Sep. 10 asking for the deposit back. No answer. We are asking American Express for help now. That should tell you all you need to know about Hilton Grand Vacation Club timeshare pitches. Stay away!!!

    This representative conveniently left out all the extra fees we’d be paying on top of the outrageous payments for the mortgage and maintenance fees. As if the presentation wasn’t bad enough, once we owned, we tried to vacation in Orlando which was our home property. While making a reservation, there was no option to stay for a full week, so we only got 4 dissatisfying days. To make matters worse, once we were there, we were forced to attend yet another presentation, or face a $500 Hilton Grand Vacations Club fine! Hilton GV is a scam. They make a ton of money every year by exploiting people with their worthless timeshares.

    It is impossible to reserve USA beach sites. I would like to book and am told I should go online at 12:01 am to reserve three days. If I want a week or two, I will need to go online at 12:01 am every night after to reserve one night at a time! How ridiculous! I was not told how difficult it would be to book our favorite, local locations. I am hugely disappointed. I made a huge mistake purchasing a timeshare. Please beware and don't fall for the pitch.

    We received an offer for five days four nights at one of two HGV resorts for $99 per night. We would have to attend a two hour timeshare demo, but it was a great deal. We took the offer and booked at the Myrtle Beach resort. Our vacation was lovely. The room was nothing special but nice. Ocean view. When we went to the demo my husband and I had a deal beforehand - no no no. We won’t buy. We had not been on vacation in a few years due to some hardship in our family, and this was a much needed getaway at a price we could afford. Let me tell you- they will try to make it seem like the best program ever. Do your homework. Read reviews. We were open up front- we are not buying. We cannot afford to add this to our budget. We are being fiscally responsible.

    Our salesman was very understanding, still wanted to show us everything, but did not pressure us at all. When we went to sign out, we received our 15000 honors points for attendance, and an offer to come back next year for 8 days, 7 nights at $1795 for a two bedroom condo, oceanfront with attractions vouchers etc. We would simply have to attend another demo next year as well and see if we are in a better position to buy. We did purchase the one week vacation for $1795 - because it is a great price and we can bring friends with the extra space. But we still have a plan in place. And we will make sure not to deviate especially after reading the reviews from owners. That said - the demo vacations are definitely worth the price they offer, and our experience with the staff was pleasant.

    In 2018, I was looking to book some rooms for a family reunion. I chose to book with Hilton Grand Vacations because we would be able to have a kitchen area, more space than a traditional hotel room, and we believed that we would have the same experience as we would enjoy at a Hilton hotel. When we arrived at the resort, we were informed that we needed to attend a “brief” sales presentation to utilize the resort amenities. At this presentation, I was told that this was a real estate investment, but a decision needed to be made immediately as it was a limited-time offer.

    The salesperson told me that I could use this investment to make rental income to help me pay off the loan. They never told me that the maintenance fees would increase every year, as well as the additional fees that are charged to me as an owner. They claimed that booking a vacation is very easy, but they didn’t have time to explain how the points work when I called. Booking a vacation with HGV is as complicated as doing taxes. The worst part is they never disclosed what the actual cost of this ownership was on a loan with a 17% interest rate. In the past year, my family and I have been severely impacted by the pandemic and when I reached out to HGV to ask for financial assistance, I was devastated to find that they were unwilling to help. This is how Hilton Grand Vacations treats their “valued owners”!

    Hilton Grand Vacations called us to offer a free stay at our choice of locations and a free cruise just for sitting in a 90-minute presentation. We thought it was a good idea, plus we get a free stay in Orlando, so we decided to check it out. We thought they would give us a room at the resort because that, to me, would be the best way to showcase the resort, but instead we were given a room at a Hilton affiliated hotel.

    At the meeting we were shown a slide show of the resorts and then were seated with a sales representative who explained that this was a real estate investment that we could pass to our kids and rent out to other family and friends. We also mentioned we own an RV and was told they also cover some RV resorts. Found out later that was for RV rentals, not any actual resorts locations. After a sales pitch that took over an hour, we still were not sure and asked if we can think about it overnight and give an answer the next day. We were told we had to make a decision before we left. After being there for almost 6 hours, we were exhausted and decided to go ahead and sign the paperwork which was quite large.

    We got home and had buyer's remorse after going over the booking locations and realizing that none were in the areas we like to visit, but were told we had three days to cancel and that time had already passed. We later found out that Florida law provides a 10-day cancellation, so that was an outright lie. We tried to make use of the vacations, but we found either there were no Hilton resorts near where we wanted to go, or they were booked almost a year in advanced which was not what we expected. Due to our jobs, we cannot plan that far ahead. An RCI was the backup option, so we banked our points and attempted to book through them. Either the point values were much higher than what we had or there were no time available when we could travel.

    So now we have spent a bunch of money on a vacation package that we have never been able to use. The only thing we have been able to use was Hilton points at Hilton hotels, but we were getting those anyway by booking through the Hilton app, for free! To make matters worse, there seem to be fees for everything, which were never disclosed. The maintenance fees increase every year and now we are expected to hand this never-ending obligation down to our children! They should not be held responsible for these never ending fees, and neither should we after we were misled at every turn.

    Gross misrepresentations when making sales pitches. Most decent hotels are never available despite their false claims, only the very low-end ones are allowed as options (e.g. Garden Inn). Imposes all types of extra charges when one actually tries to book a hotel. It is very poor value compared to simply booking a hotel the regular way, such Hotels.com or Booking.com, etc. A sleazy organization.

    We checked in around 4 pm by 8 I was having allergy attacks. By 11 these allergy attack became Asthma attacks. I went to the front desk to tell them I was having trouble breathing. No help or offer to call for help. By 2 am we left to go back home because I was so sick! Had to go to the emergency room the next day. Been sick since along with 6 hours of driving, money wasted, no help, and a ruined vacation. THEY wouldn't even refund me! My bad though, should have called the ambulance while on the property. How does this company have so many people call you and bother you to get there but no one calls to see if you are okay!

    Hilton is a rip-off! I bought 15 years ago. It use to be worth it. Now they charge for everything. Seats at pool can't bring cooler. If you are staying g in timeshare you have to pay to use the hotel. It use to be included. $24 for a hamburger. $4 glass of tea that no one refilled.

    DO NOT allow yourself to be talked into doing one of their sales pitches. They promised us gifts, but once we refused to purchase, they became nasty and refused to give us the gifts. They then refused to allow us to speak to the manager. This is a horrendous company and their high pressure sales tactics are really counter-productive.

    In September 2018, we were staying at the Hilton in Manhattan when we were approached in the lobby by an employee offering us a $300 credit on our bill if we were to attend a short presentation on the different Hilton offerings. We felt that this was worth our time, so we accepted the offer. When we arrived at the presentation, it was actually a high-pressure timeshare sales pitch! For hours we were told that these points could easily convert into Hilton Honors points, could be used to book rooms at the same Hilton hotels that we already frequented and that we were making a real estate purchase that could be resold at a profit later. None of this was remotely true!

    We were also signed up for a credit card without our knowledge for the down payment with a 15.5% interest rate! We have only been able to use these points for ONE hotel stay in Chicago, the conversion rate is awful, there is no rental or resale market, and there are ENDLESS fees above and beyond the cost of ownership. Had ANY of this been disclosed properly, we never would have agreed to this purchase! We believed that Hilton was a brand that could be trusted!!
