    This review is based off our frustration with Hilton Grand Vacations (HGV). We were initially contacted by phone offering us a discounted package to Las Vegas, in exchange for attending a short presentation. On February 12, 2023, we attended a presentation in Las Vegas. Eric **, the designated employee, spoke with us and attempted to persuade us by sharing his own positive experiences working for Hilton. He promised to help us achieve our desired vacation. We were shown beautiful destinations and were convinced that signing with Hilton Grand Vacations would provide us with incredible travel opportunities.

    Eric asked us about our dream travel destination, we mentioned the Bahamas, he assured us that we would be able to go there every year. Initially, we had decided not to purchase anything, but Eric convinced us by emphasizing the potential for rental income and the ability to offer discounted travel packages to friends and family. Eric continued to pressure us, claiming this was a one-time chance. We eventually gave in to the pressure. The term "timeshare" was never mentioned during the presentation, and we were led to believe we were purchasing a Hilton Grand Vacation package. We were unable to book any vacations through our timeshare, despite finding availability for Hilton Grand Vacations at cheaper prices on various travel websites. We discovered numerous negative reviews online, exposing similar experiences of being scammed by Hilton Grand Vacations.

    We were never informed about maintenance fees until we started receiving calls from Debt Collection Companies. Hilton never notified us of the bills that were due, resulting in late fees. We were told that our children would inherit the timeshare without mentioning the perpetual payments they would incur. The contract revealed that we had been misled about the value of our investment and the ability to resell the timeshare. Don’t fall for their trap, don’t attend a presentation!

    This is super unhelpful. We had a trip to Chicago last summer (2023) and at the end of that trip I got a survey call from Hilton Grand Vacations. The marketing lady almost convinced me to get a $224 package to be planned in next 11 months. And that particularly works best outside the typical vacation months. They provide a very little choices of destinations (2 or 3 places in the US). When this I tried to plan our trip to NY (as my family liked) and they said there's nothing available for the summer of 2024. So, it's a total net loss of $224 for me, as the package is non-refundable and expiring this summer. So, please consider carefully before you get such stupid offers from them (407-393-1616).

    In January 2019 I made one of the dumbest mistakes of my life by wilfully signing up to have my bank account debited by HGV. Yes it is true "a fool and his money will soon depart." Please, please avoid these jackals.

    IMPORTANT! Hilton Grand Vacations Vacation Packages uses deceptive marketing practices. They show you their top-of-the-line, very best resorts & nicest rooms, then they put you in one of their lowest-quality hotels when you book with them. I booked a Hawaiian vacation package with them in Waikiki Beach Hawai’i, based off the beautiful resort photos that they showed me.

    What I got was a hotel with BED BUGS… Every Morning I woke up covered in new bed bug bites. I could go on and on about all the other disappointments at this hotel but honestly, I think sharing the information about the bed bugs is quite enough. They show you pictures of their very best resorts then they send you to a terrible hotel. I will never trust the Hilton name again. Do not take one of these packages. Bait and switch is their technique. How absolutely shameful.

    DO NOT take the proposed packages they offer. I joined Hilton Honors when I stayed at a Hilton Hotel for work. Following my stay, I began receiving offers such as a 4 day/3 night vacation package at a reduced rate, as an introductory offer. Hilton actively scams people like this, which is shameful!! I don't want to stay at any of their hotels.

    I am writing this review to let the world know how frustrated I am with Hilton Grand Vacations (HGV). On Nov. 14, 2023, I was approached with an offer to attend an owner’s update. Despite declining the initial offer of a $300 American Express gift card, the sales representative persisted and increased the offer to $400, claiming it was not a sales presentation but an owner update.

    During the update we met with Shannon. We were bombarded with questions about our travel history and future travel plans. I explicitly mentioned that my husband had recently been hospitalized with low blood platelets and was diagnosed with dementia. Instead of showing empathy or concern, Shannon used this vulnerable information against us. Shannon proceeded to lie, stating that we could not transition out of our existing contracts with Diamond Resorts unless we purchased more HGV properties. He proceeded to show us multiple properties, we expressed that we were not interested and could not afford anymore upgrades. This ordeal was supposed to last only 90 minutes, but it extended well beyond that, leaving us tired, confused, and frustrated.

    We were told that we would have the ability to rent out or sell back the new property at any time, we reiterated our financial burden and lack of funds for a down payment. To our astonishment, Shannon offered us two new American Express credit cards, assuring us that we could use them for the down payment of $42,000, interest-free for one year. We were never informed about the annual membership fee of $350 per card. They also claimed that refinancing the loan with a HELOC would be a breeze, but our subsequent attempt was declined. After enduring five hours of relentless pressure, misrepresentations, & lies, we were manipulated into purchasing based on false statements regarding timeshare resale and our transition out of Diamond Resorts. Hilton Grand Vacations took advantage of an elderly couple with health issues. Shame on you!

    We can concur with the others giving a 1 star rating. Our experience was at the Las Vegas location. Our sales rep (J.V.) was very nice, quite personable and as we have discovered very misleading. Be wary when they hand write notes and info, but won’t share it with you. We’ve discovered those are the misrepresentations (i.e. lies) they use as sales points. Since they won’t let you have those papers you have no proof of what you were told. Once your contract closes you can no longer get a response in any form from your rep. We’ve tried text, phone and e-mail to no avail. We have also found that in addition to the initial purchase price and annual maintenance fee you pay a booking fee and resort fees. How is this a bargain?

    Don't do it. Worst financial decision ever made -- it's virtually impossible to book any stays, if you can even find a half-decent looking property at all. At this point, we would be happy to just be able to use our points to stay in one of the HGV hotel properties, but availability is almost nil. (rooms for paid stay at the same properties available though, so it's not like it's sold out). Add in a super clunky booking website and truly terrible, uninformed, unhelpful customer service and the whole experience has turned us off completely, not just on HGV but on Hilton Hotels in general. Going to use our points up and shift to a different hotel chain entirely. Don't have much hope on being able to use our annual HGV stay points, but we will persevere.

    We are extremely disappointed, frustrated, and angry regarding the timeshare ownership we have with Hilton Grand Vacations (HGV). We have written to request that HGV take immediate action to take back our timeshare contract with them due to HGV's breach of contract when it failed to live up to any of the expectations set by HGV's own sales team when we purchased our timeshare in November of 2021. It has been just over two years since we have become owners and with the passing of time, it has only become increasingly clear to us that HGV engaged in deceptive sales practices along with mental and emotional manipulation to get us to sign a terribly burdening contract. We have been misled, taken advantage of, and subjected to a series of unethical practices that have left us feeling trapped and financially burdened.

    We faithfully made monthly payments and diligently paid all the associated fees, including carryover points and maintenance fees. Due to COVID-19 pandemic we were unable to travel or utilize our property for an entire year, yet we were still required to make mortgage payments and pay exorbitant fees to rollover points. It was a slap in the face to realize that our hard-earned dollars were simply lining the pockets of Hilton executives. Our breaking point came during our inaugural trip to the Enclave as owners. We had already poured thousands of dollars into our membership, paid exorbitant fees, and sacrificed our time and energy. However, the salesperson callously dismissed our issues, implying it was our own choice. This blatant disregard for our financial situation was utterly disgusting. Our trust has been shattered, and we no longer wish to be associated with a company that prioritizes profits over the well-being and satisfaction of its customers.

    They are outright liars!!! Please run away immediately! Do not give your money to this place. They are vultures who want your money, but don't care about you! I have paid so much money and have never even used the timeshare. The maintenance fees are thousands a year! Please stay far away!

    TERRIBLE IN EVERY WAY. Years of frustration. Now they are saying it takes 6-8 weeks to refund money we paid for our timeshare that was destroyed by Hurricane Ian...They make you pay knowing that, then make you wait until a certain amount of quarters have passed, then make you wait 6-8 weeks more.

    Do not waste your money buying into this bait and switch. The other reviewers are completely accurate when they say that the salespeople outright lie to you. We've been owners for nearly 10 years. We were duped into believing that by upgrading our ownership we'd have the flexibility and access to enjoy more properties. We were shown a beautiful one-bedroom suite only to later discover that we actually downsized to a studio. Too late. We have no recourse.

    Unless you will be happy going back to your home resort during your home week, you will be disappointed and frustrated with the lack of availability of any other location. Want to offload your property when you realize what a waste of money it is? Good luck - it'll cost you on average $10K to enlist the legal help you will need to do so. It is equally aggravating to try and get anyone on the phone to answer your questions around changing reservations, managing points, etc. Biggest mistake we've ever made.

    I was scheduled to attend a demonstration/sales meeting today on site at a property through a marketing promotion. I'm a single, 58 year old woman. My daughter came with me as she and her husband have been considering purchasing but wanted to see what Hilton offers as we've always owned Marriott (who are fantastic). When we arrived at the sales presentation we were told because I have a boyfriend who lives with me, even though we're not married and he has no control or input on my financial decisions, that we could not attend the presentation. They then gave me a number to call Hilton to determine how they're going to deal with this situation. Apparently to see if they're now going to charge me the full rate.

    I was initially considering purchasing but at this point, I will never buy a Hilton property because they clearly feel that a senior citizen female in any type of relationship must have the man present to make decisions for her. I could understand the need to have him present if I was married but my finances and decisions are my own. My children will not be buying here either. Long and short, if you're a single, financially independent woman with a boyfriend, don't waste your time because you're not capable of making a decision or managing your own finances without his input. I'm very disappointed in the handling of this situation, the lack of communication from staff on site and feeling that there was blatant sexual discrimination.

    We were part of Intrawest which turned into Embarc, which turned into this mess called HGV…absolutely no professionalism… from the get go. I knew when I spoke to a saleswoman 10 seconds in… Our beloved vacation destination with all wonderful memories were just that, memories. She was so tacky, told us we were going to get an amazing dinner for an hour presentation…To show up on our last day of our trip at 12:30 and don’t come inebriated… What?! I thought… this place is getting tacky, who says that? We were always left alone to enjoy our time, loved the cool classy demeanor of the Intrawest/Embarc staff (for 20 plus years). The stories get worse from our time there this week, but I’m over thinking about this horrible company…We’re going to hope that they keep our favorite desert getaway nice… (and just ignore the lack of professionalism) Finger crossed…

    This company sucks! They use bait-and-switch tactics. When you make any reservation make sure it's a Hilton location. We were members with Diamond Resorts for years but the switch to HGV has been awful! They don't care about your complaints! It's been almost 5 months and I have no resolution. The trip we went on was at a third-party location but that was NEVER indicated. We were not given instructions about check in so I called 3x before and was told we would be emailed instructions that never came. When we arrived the door had a sticker that said "Advantastay".

    Our trip was in January and we had 2 small kids ages 5 and 6. We stood outside the house for about an hour in the freezing cold calling to find out how to get in. Then the accommodations were no better than a dorm room. Appliances outdated, hot water didn't work for several days, hot tub had a leak, all the blinds were dirty and broken, kitchen furniture missing screws so you would fall out the back of the chair, the gas tank was not refilled so we didn't have a gas fire amongst several other items. Not only did we buy into this crap but it's going to cost us more to buy out of it.

    If you have any sense don't waste your time with this company. It's horrible with managing properties other than hotels. We liked Diamond for the resorts where we had a kitchenette and could eat with our kids but HGV is moving away from that and wants us to stay in a hotel instead. The availability to the locations is less and they simply just don't care about you anymore.

    I'm both a Max and Club owner. (Club is formerly Diamond) Diamond was bought by HGV. I went to a sales presentation to add to my Max points. I really enjoy HGV. Instead they lied and misrepresented the Diamond side of things. They said all the points could be used on the MAX site. That's a lie. Plus the Diamond website is VERY hard to navigate. I will NEVER add to my ownership with HGV again. The salesforce will mislead and lie. Yes I fell for it. I'm stupid. Now I'm stuck. But every time I go to another presentation, I will make sure I let everyone in the resort know....They will scam you. I'm visiting Hyatt next month. No More HGV.

    From personal experience, do not waste your time or money with Hilton Grand Vacations. More like Hilton Grand Break Bank-cations. These people are awful and will deliberately lie out their teeth just to get you fooled into signing up with their so-called, “once-in-a-lifetime vacation package.” These people scam innocent people every day.

    On September 6th, 2023, my husband and I, together with my brother and his wife, attended a timeshare presentation with Hilton in Las Vegas, and we were appalled by the deceptive practices of one of their salespeople by the name of Aide **. Miss ** blatantly misled us on crucial aspects of the timeshare, including its potential for rental income but failed to disclose the total interest percentage associated with our contract, how convenient.

    Despite our initial reservations about the exorbitant price quoted, Miss ** subjected us to high sales pressure by showcasing cheaper accommodations and promising a free vacation or cruise upon signing. Only to provide a voucher for two people instead of the four of us who were present. They tell you that the presentation will only last for an hour or two, only to enter a presentation lasting most of the entire day. Miss ** and her associates failed to provide transparent information about the total cost of the timeshare, leaving us feeling cheated and deceived. We regret the entire ordeal. We filed a complaint with them and still have not received a response. Don’t burden yourselves with this mess and just save for a great vacation elsewhere.

    The service was great until we said not interested, then it went south. They became very rude. I would have recommended them up until that point. I will continue to stay at the hotels, but will not recommend anyone for the timeshare unless they become more professional when dismissing a client. Sorry we did not purchase.

    My wife and I got suckered into attending one of their seminars. We were told they would get us an Uber, we would get gifts and the seminar would last for 2 hours. We ended up paying for our own Uber as they did not send one. They said they would reimburse me $30.00 which they did not. They kept us there for 2 1/2 hours and when we said we were not interested they did not give us any gifts. You would have to be very bad at math to fall victim to this scam. $74,000.00 and HOA fees every year. They tried to convince me that this would save me money in the long run. Maybe for someone who does not understand basic arithmetic.

    Don't get in any of their hot tubs. It could kill you. My husband and I got sick from being in the hot tub at one of their properties. I had the flu and pneumonia. My husband was intubated and on life support. He was diagnosed with legionnaires disease which is a form of pneumonia. I called HGV to ask for a refund and I said, "That's the least you could do for my husband almost dying." The woman told me her dad died in November. While I'm sorry for her loss I don't know eggshells that had to do with me and the Hilton property having a contaminated hot tub. I hung up on her.

    We wanted to join Hilton Vacation Club. We visited one and got a $1,700 extended invite that we could use for a year to try out a few clubs. We had a sales presentation at Hilton Grand Vacations Club on the Las Vegas Strip. We had a ‘closer’ that walked away from our sales meeting and practically broke my hand when he shook it. He was rude. He insulted me and my fiancé. He told us he had no time for us. That he would invite the other 340 million families to join their club. Insulting, rude and mean spirited ‘closer’ of the sales meeting.

    As a single father doing my best to create cherished moments for my children, it pains me to recount the unfortunate series of events that unfolded, involving fraudulent actions on Hilton Grand Vacations' part that have left me in a difficult financial situation. Fueled by the prospect of providing my children with their first out-of-state family vacation at the Hilton Disney Resort, it quickly turned into a nightmare. Unbeknownst to me, my stay at the Hilton resort was contingent on participating in a timeshare sales seminar, a fact I was not informed of beforehand. The seminar was marred by a shocking statement from the salesperson, who callously remarked, "Hilton is going to take your money one way or another, so why not have the dream vacation you've always wanted."

    Vulnerable and trusting, I succumbed to the emotional pressure and placed my trust in those words. I faced relentless pressure from multiple salespeople, leading me to sign up for a credit card without adequate disclosure of the long-term costs. My income was falsified from $35,000 to $45,000 during the credit card application process, an act that misrepresented my financial capacity to the creditor.

    While I was approved for the loan, for some reason, I was not approved for a credit card. This was the only thing that made me feel like I could afford this due to my limited finances and it was like the rug was pulled out from beneath me. I have recently discussed my situation with Hilton, but they wanted me to pay them more than $9000. I countered with $6000, and they denied my request. Since they won’t play ball, I have gone to my bank to prevent any further automatic withdrawals. This is not a decision made lightly, but it was that or filing for bankruptcy. The anxiety this is causing has only been compounded with the recent loss of a child. With the loss of my child, I have gone into a deep depression and am on leave from my job as a sanitation worker to address my mental health.

    We have been owners for 23 years and actually like Parc Soleil. However for any reason never agree to attend a presentation there. We were guaranteed 1 hour with 1 person presenting however after 1 1/2 hours + and 4 presenters I cut it off. We were guaranteed 80,000 points in 48 hours added to our account but it now has been 8 days and 4 phone calls later and still don't have them. Terrible customer service! If they ask to go to a presentation DON'T!

    I am writing to outline my dissatisfaction and concern regarding the fraudulent practices I have experienced during my interactions with Hilton Grand Vacations. As a loyal Hilton customer, I expected transparency, honesty, and fair treatment, but unfortunately, my experience has been far from that. Thus far, I have experienced the following: misleading sales tactics to coerce me into purchasing a timeshare. Hidden fees and annual maintenance costs: I was not adequately informed about the extensive hidden fees and exorbitant maintenance costs associated with owning a timeshare. Lack of Availability and Flexibility: Despite assurances by their staff of flexibility and availability, I have encountered numerous difficulties in booking the desired accommodation and travel dates. Poor Customer Service: The level of customer service provided by Hilton Grand Vacations has been consistently subpar and not Hilton like at all.

    My inquiries and concerns have been met with indifference and a lack of urgency, further exacerbating my frustration and dissatisfaction. I was subjected to high-pressure sales tactics that created a false sense of urgency to purchase a timeshare. The salesperson made unrealistic promises regarding the benefits and value of ownership, which were later proven to be grossly exaggerated. This deceptive approach is unacceptable and undermines the trust I had placed in Hilton Grand Vacations. Such lack of transparency is a clear breach of trust and misrepresentation on the part of Hilton Grand Vacations. Why Hilton allows this kind of activity under their good name is a mystery.

    We recently stayed at a Hilton and attended the required presentation. The sales rep told us there would be no pressure, we only needed to say yes or no at the end. Well, after saying 'no' numerous times, she would come back with another offer to try convince us to buy in. We were told, to her credit, that there were cameras watching her to make sure she was doing her job. I am sure they were listening in our conversations when she left the desk to get another offer from her boss!

    Again after saying no, we were led to another desk to visit with a man to give our feedback regarding the presentation. He then pressured us, stating "I will just sit here while you 2 discuss it". Ummm, no! He told us as our 'gift' for attending we would get 15,000 points. Yeah, right; pretty sure we will never see those; I believe those points were only if you bought in to their plan, not Hilton Honors points. This experience put a damper on our vacation and we think twice about staying at a Hilton property again.

    I'm reading all the reviews and oh I can relate. We bought the package in chicago hilton a year ago. What a scam. We were sold the package of 4 days/3 nights plus points for 339.01 US. We asked half joking "what's the catch"? The lovely agent said "oh no catch at all". I asked if we can go to mexico, she said "absolutely!'. A few months ago we were looking at places to go and decided on Los Cabos, Mexico. That was not an option. We asked for our money back, the agent on the phone said not an option. We kept on getting emails to Vegas, but we never wanted to go to Vegas. I spoke to another agent and they said "Vegas is just a filler as we can't leave that section blank".

    Fast forward to today-we finally decided we wanted to go to New York with our 4 year old. So I called and the agent said we will need to pay a change fee of $60 US from Vegas to New York....huh!??? $60 is not too much, but we never wanted to go to Vegas. The dates we wanted for NY are also not available. I then asked about Vegas, how would that look if we decided to go there. It would cost 227.00 US to get into a bigger room because the "package rooms" were sold out. Anyway, feeling scammed big time. Any lawyers on here? Class action?

    I wish I had a recording of the original phone call where they sold me on a promotional trip, because they told me two flat-out lies. Lie #1: They said that there would be a $200 gift card at the end of the presentation, but it was just a voucher for a night in a Hilton brand hotel. Lie #2: They said that when I redeemed my cruise with Royal Caribbean, that I would be able to sail from Galveston Texas. I just booked a cruise with RC from Galveston, only to call back a week later and be told that HGV wouldn't pay for it unless it sailed from Florida or LA. I called HGV today, and somebody claimed to have spoken to 2 supervisors who allegedly both said that "there's nothing we can do."

    DO NOT take the proposed packages they offer. I joined Hilton Honors when I made a reservation last year for a trip. Then I was offered a 4 day/3 night vacation package at a reduced rate, as an introductory offer, which I took. Unfortunately, they did NOT tell me that I would be required to attend a timeshare presentation. I only found this out when I tried to book the trip, which I couldn't get the hotel I wanted - for starters. Then was told that I had to attend the presentation or I'd be charged the full rate of the stay. When I tried to get my money back for the Hilton package and cancel the trip package, I was told that I could cancel the hotel but the money for the package I had bought was not refundable. Thinking if Hilton actively scams people like this, I probably don't want to stay at their hotels anymore. Timeshares are a complete scam. Better to lose the money for the package than to go on vacation and get pressured into a timeshare.

    I wish I had found these reviews before I purchased from HGV. For years they targeted me to purchase the non-refundable vacation package and each time I told them no. Finally purchased with plans to spend my birthday in Vegas. Bought tickets for four people, including me, thinking that everything was all set. Concierge called to, according to them, finalize my plans. They asked if I was going with my husband and when I told them no it's my kids and a friend, she told me I am not qualified for the vacation and they were going to refund my money. Going with my husband was not a requirement when I bought the package but it became one afterwards.

    Once you make the purchase you can't cancel for a refund, however, if they decide you are not qualified they just kick you out. They dangle the possibility of a vacation in my face, had me incur additional expenses I would not otherwise have incurred, then pulled the rug out from under me. I feel scammed and traumatized by HGV. I am emotionally scarred and have PTSD symptoms. I fall asleep thinking about the deception in their selling practices and helpless in knowing there isn't anything I can do about it. I will never trust the Hilton brand ever again.

    Salesman lied to me about a prepaid vacation package/w presentation. Scammed me into signing up for Hilton Amex Credit card to prepay over a few grand for a trip which details they lied about. Only to hear, "Oh sorry we can’t help you" after you took and kept my money. What goes around comes around. Will gladly sacrifice the couple grand to never see, hear or deal from them again. Horrible service and a disgrace to American Express which I’ve been happy with in past. Was promised a 3 bedroom and was offered a 1. Thought the timeshare rumors were bogus and untrue but I guess they are right. I hope Hilton cleans out their customer service and sales staff for people willing to not lie to you and actually help especially after someone prepays a year in advance. Steer clear or best of luck. Anyone doesn’t believe me I have papers from purchase to show it. I thought better of Hilton and its staff and disappointed is an understatement

    If I were Hilton I would stop this company using their name. Big scam, do not even take their call. Once you pay your money, they call and call and call to get you to schedule a time to travel. Then when you try and call them back to schedule, wait on hold for over 20 minutes then when someone answers the phone their English is very broken and guess what there is no availability. Today received another call and was told "we try and tell you guys to book months in advance". A $225.87 lesson learned! **Side note, found a place to stay for 5 nights 6 days for just double what I paid to have 4 days and 3 nights and no presentation to sit through!

    We are at a loss what to do now, our distrust of Hilton Grand Vacation, well earned, leaves us thinking we might need a lawyer. My partner and I were taken advantage of by their sales representatives, while in an inebriated state, celebrating our 10th anniversary in Las Vegas. A salesperson approached us and immediately bombarded us with offers about a timeshare she was selling. We were skeptical, and even informed the woman that we weren’t sober enough to make such an enormous purchase. She continued pressuring us and told us that it was okay that we had been drinking, but that we couldn’t tell the contract review officer.

    Eventually the salesperson persuaded us into purchasing, informing us that it would be a future investment that would allow us to take vacations all around the United States. She insisted that it would be an asset that I could allow my own business’ sales team to use. The contract review was a blip in time when compared to the lengthy high-pressure sales pitch we had sat through. The following morning, I called the salesperson and informed her that we had made a mistake purchasing a contract in that state of mind, and requested to meet so we could cancel the agreement. She told us to wait until the end of our vacation to think it over, essentially tricking us into waiting until the rescission period had passed.

    Once home, we attempted to call her multiple times, but she never answered. Had the following items been disclosed at any point during the presentation or the closing process, then we would have been a well-informed buyer: Per Nevada State law, we have a right to rescind the contract within 5 days, which we were well within those rights when we attempted to cancel. We have spent close to $29,000 and have yet to utilize ANY benefits of this arrangement. We were swindled while drunk on the Las Vegas strip by a top-notch predatory timeshare sales staff.

    This package seems great on the surface, however, you will not be able to choose a specific location even if it is a Hilton brand location and if you book your days for weekends, you will be charged up to $100 more per night. Along with the package price, this is the average cost of a anyways so in the end you are paying full price. You may as well save your money and cut your losses.

    We are writing this review to express our profound dissatisfaction with Hilton Grand Vacations. Our journey has been marked by coercion, deception, high-pressure sales tactics, and a disgusting lack of transparency. To date, we have invested well over $15,000 in HGV. Despite our high payments, each time we try to travel we are forced to endure hours-long sales ploys where we are coerced into purchasing additional points with the promise of better availability and quality of service. NONE of their promises have been delivered, and it is high time that they terminated our contract. For four long hours we were misled into believing that the time shares being offered to us were valuable, and that they could even be rented out to cover the costs of this arrangement.

    We were promised that we could sell the timeshare back to HGV at any time, but the salespeople insisted that after having such a taste of luxury we wouldn’t dream about it. We have declined multiple offers, but no matter how many times we decline, their sales reps refuse to take no for an answer. We were rushed through this process, preventing us from accessing crucial documents that would’ve caused us to change our minds. For example, we had no idea about our legal right to cancel the sale. This purchase was presented to us as a real estate investment that would grow in value and could be sold back to Hilton or sold to another person at any time. This was blatantly false.

    We were also promised unprecedented access to Disney resorts, cruises, and theme parks, which we have discovered is not true. We were also lied to about the amount of recurring monthly payment ($299 vs $344). It is abundantly clear that the salespeople at HGV trapped us in predatory contracts using deceptive sales tactics, withholding critical information, and misinformation. Should our request for cancellation not be accepted, we will be forced to escalate this situation to the highest regulatory bodies available to us in the states of California, Nevada, and Florida as well as applicable federal agencies.

    This is for the Time-Share Sales Promotion Package thing. Hilton cancelled my stay four weeks before my reservation date. Someone from Hilton called me to confirm the details, and when I informed them I'm unemployed they said I'm not eligible for a timeshare so they have to cancel the whole package. I asked to speak to a manager, and she said there wasn't one but she'd have one call me back Monday. Two weeks later I never heard from anyone but I got a reminder email for my stay; so I had to call back myself to basically have them cancel it with no apology and no sympathy from the customer service agent. I don't care about not being eligible. But what is absolutely absurd is that the sales person who sold me the package several months prior never bothered to check my employment status in the first place. Now I've wasted time and money making reservations and arranging with family to come with me for nothing.

    In general the sales person who sold me the package came across to me as a stereotypical "pushy sales person" who tried to pull on my heart strings when I was hesitant. It felt like he would do or say anything to get me to buy. I also talked with customer service several times prior to actually making the reservation to ask questions. Most of them were rude, terse, and unhelpful. Just based on my interaction with the "customer service" team, I would never buy a timeshare from Hilton.

    We were pleased with the presentation and thought it was a good deal for some people, but just not for us. What I don’t like is the promised rewards for going to the presentation. We did get our promised points, but when I went to book my hotel to get my $100 reward, I noticed I couldn’t use it on Amy of the Hilton Brands (Hampton, Hilton Garden, Embassy Suites, etc.). What a rip off. The only Hiltons are in big cities where you don’t get breakfast and have to pay for parking. We planned on using it as we travel, nothing along the freeways. What a rip-off!

    Anyone thinking about doing business with Hilton Grand Vacations should think long and hard about your decision. I can tell you from personal experience, it is not worth all the money you will throw away as you will never get any return. We attended a presentation in March 2019 and were harassed relentlessly by their salespeople. All the benefits they touted during this presentation seemed like a best-case scenario when it came to travel and what we were looking for. However, after that purchase, we were quickly invited on a trip to Vegas which we agreed to, but it came with another mandatory presentation. Our salesperson told us we didn’t have enough points to travel to Hawaii, which was confusing because the first set of salespeople said this was the perfect package to go to Hawaii every year for 7 nights. Long story short, they continued to harass and pressure us into an upgrade.

    One of the main reasons we decided to upgrade was because we would then be able to generate rental income, this would be considered a real estate investment, we would now qualify for their buy back program, and that the upgrade would lower our maintenance fees. These supposed benefits are outright lies. Their product is not an investment, no equity being built and if you can’t even get a reservation for your own personal enjoyment, how in the world are you going to generate rental income? Lowered maintenance fees…NOPE…They have done the opposite and have skyrocketed to an unsustainable level, and we cannot afford to keep up with these increased payments every year. We are going to go hard at this company, filing regulatory complaints across a wide range of policing agencies like the AG’s offices in OK, NV, FL, and HI. Someone has got to stop these timeshare companies from defrauding consumers.

    My family and I were at our hotel on vacation when a Sales representative approached us during breakfast and told us about the prepaid package and that we could stay anywhere in the US for cheaper as long as we stayed at a Hilton Branch. I constantly asked the representative if we could go anywhere in the US and she reassured me countless times. Now we are planning our vacation and decided to call to find out there are only specific locations that they have. After finding this out we asked if it was possible for a refund and were told that the grace period ended. We were truly offended by how we got lied to and aren't able to get our money back. Don't ever trust any of these prepaid packages and things like this.

    I joined when it was Diamond Resorts and was on the Sampler package. I enjoyed many of the vacations we went on with my family; however, since the acquisition I am on hold for hours being bounced around from department to department. I went to my presentation and checked in early. I waited 40 min and then 30 min past the time my presentation was supposed to begin Brandon ** at the Lake Tahoe location didn’t even introduce himself, handed me a post it note and said you need to call them. I said I am here for a presentation not to be on hold on a phone call with a department that no longer takes calls…I have been on hold for almost an hour as I write this review. He was rude to me and had a major attitude saying I couldn’t attend if my husband wasn’t present. I called the sampler department and made a note he had the flu and wouldn’t be able to attend.

    They said they would make a note and waive it but no note was found in the system. This company makes you go through all sorts of dead ends so they can break their word with their customers and justify their abuse of power claiming that now you owe them even more money or they make me waste my time proving that I met what is required. In they end they set up the system in a way that there is no paper trail of conversations or give you the run around when you finally get on the phone with someone so they can justify charging you more than what you already paid.     Hilton Grand Vacations are a scam. I have never been able to use my timeshare for many odd reasons - not my booking window, get bounced around 10 times if you call them, they start withdrawing money from your account without permission. If there is a dispute they stop you from booking. It is one of the biggest scam. Don’t waste your hard earned money. These timeshares - Hilton Grand Vacation are scammers.

    Bought the package in 2017 when they had available club I could stay in in my state if I just wanted long weekend. RCI had availability in 3 states where I wanted to go. Rules changed & I couldn't use points at regular Hiltons, only high end resorts they can't keep occupied. Then rules changed again. Closest place I could stay was 10 hour drive or flight from home. No longer was there scattered rci availability in 4 states I needed to go, even though they were available the year before. Guess that reimbursement from hilton to rci slow to recover & not worth the pay because not many rci's available currently.

    Now the only places you can stay are touristy locations like Hawaii & Miami. Used to be able to use rci in Carlsbad California, soon as my nephew moved to San Diego they were no longer available. Needed to go to Phoenix, RCI available when I looked early at a couple high end hotels, but when I went to book 3 months ahead for a early February vacation, nothing offered near Phoenix. Accumulated huge amount of points that I could never use at states I was going to. No upstate New York, Virginia, California, Michigan, Texas.

    Ended up walking away with 3 x's my annual points accumulated & had to pay exorbitant fee at end of each year to roll into next year & then fee for use when go to use points. Those things available at time of purchase, but with rule changes nothing available where I needed by last year. Took a year to get paid off selling back to them at 1/12 of price. Never make that mistake again. The few times I traveled it would of been cheaper to pay as I went. A lot less hassle.

    Buyer beware…Came in for a grand vacation presentation and was totally appalled that we were only allowed to stay in a subpar Hilton with poor service poor management and breakfast cost $35 a person. When we asked why they didn’t put us up in the embassy suite, where the presentation was, they said there were no rooms which was not true (because I looked it up) And breakfast would’ve been free….

    In the end, it was a terrible experience for anybody who is a prospect buyer of their vacation clubs… Their first impression opportunity was horrible… But they were still very eager to want me to drop tens of thousands of $$$$….They didn’t save me any money, they just wasted my time…If you want someone to drop that kind of cash, let them try before they buy since it is a ”lifetime“ decision but they prey on impulse buying…. The kicker is, I can afford their highest package and because of my experience, I will now take Hilton off of my preferred list. Period

    I always heard these packages were a scam but I still fell for it. DON'T believe it will be different for you. We were told we would be staying at one of their Vacation Condos. The Liberty in South Carolina. Except when it came time to book it was never available. They gave me lots of different options none of them the Grand Condo. Instead they put us up at a Double Tree in Myrtle Beach that was under construction. No one ever told us it was under construction. Instead we fly into find out that where we have been put up by the Dream Team is a construction site. No Amenities, No restaurant and they were still moving in furniture in to the rooms we stayed in.

    When we complained to the hotel they tell us that the Vacation planners knew it was under construction. We then complain during our 2 really 3 hour vacation package sales event and they tell us that they have been having trouble with the hotel. Really? Is that my problem or the Hilton's problem? Obviously mine because no one ever bothered to contact us to correct the issue. After I finally reach out to the Hilton Vacation team they tell me that it has nothing to do with them, it's on the Double Tree. Well the Double Tree did not sell me the package or take my money. After staying strong they finally conceded in giving me Hilton points. Enough to cover one night. As you have heard it's really true. It's a SCAM and how these people live with themselves is beyond my comprehension.

    Hilton sales reps can lie to you, It’s in the paperwork that they manipulate you into not reading. They will tell you that it’s cheaper than any other way to vacation. It is not. They will tell you that you can go anywhere anytime, but you will get better rates and availability by calling the resorts directly or using a site such as AirBnB or VRBO. If you go to a Hilton timeshare presentation, they are trained to hold you until you are exhausted and will sign anything just to leave.

    Funny that I clicked on "Recent" reviews to read and 99% are dated 2013. I suspect there are a whole lot more as this is a bait & switch deal if ever one existed. I called to book our 4 day/3 night (to attend the sales presentation etc.) and finally got a date that was available. I confirmed with the agent, James, that I would not pay a daily self parking fee and he said, "Oh, I hear you." I checked the Hilton Myrtle Beach website while on the phone with James, and I took a screen shot of their page that showed: "Parking Free - show details. Self Parking free. Valet parking extra charge."

    So I agreed to make the reservation (of which we were paying about 50% of the regular rate). After receiving my confirmation, I went to the website, and WOW, there is NO FREE parking....It is now 13.99 a night for self parking. I find this totally outrageous if I park our own car, and the fact that my husband is handicapped, adds insult to injury. I also am a Hilton Diamond For Life member but I certainly don't feel like a valued very loyal patron. My next review will be to the Diamond Desk.

    They promise you a lavish vacation at a fraction of the cost so they can offer a timeshare in one of their properties. The only obligation is a mandatory 2-hour presentation during your stay. When they offer the vacation, they use high end properties as bait then, when it is time to reserve a room, like magic those properties are not available anymore.

    I had made my reservation a year in advance for the Waldorf Astoria in Maui, which they kept saying was an option. We paid $1,642.71 for 4 nights (which breaks down to $410.68/night) and we have been waiting for a confirmation for our rooms for months (the reservation only read “Hilton brand hotel”) I spoke to many agents who kept saying that we had to wait until the property would unlock the rooms. Two days ago, about 40 days before departure, they told me we have been put up at Kaanapali Shores, in a 3-star hotel where I can book a room for $329. Not only was this a downgrade in quality, but it was also a downgrade in location. While we had expected to bask in the luxury of Wailea, we were instead relegated to the desolate landscape of Lahaina—an area still reeling from the aftermath of a devastating tornado

    To add insult to injury, their attempt at reconciliation—a meager offer of 10,000 bonus points—failed to address the inconvenience and disappointment caused by their misleading tactics. Considering that the cheapest room in any Hilton hotel requires at least 40,000 points, this offer is a mere drop in the ocean compared to the inconvenience and disappointment we experienced. Bottom line is that now Hilton still has our money and there is very little we can do about it.

    I would select "negative five stars if possible!" I am a disabled Marine Corps veteran of 27 years, my wife and I are struggling to make ends meet even with retirement and working full time. Before we were bamboozled by the HGV sales misrepresentations and outright untruths we were able to pay bills and save for our future. We expressed to their timeshare sales staff multiple times that we had no interest in upgrading our membership and acquiring a second mortgage due to our limited income. They urged us to upgrade our timeshare contract, but we insisted that we weren’t in the financial position to do so. The meeting that was a “brief update of benefits” quickly became a torturous all-day affair focused on two main points.

    First, we were told that increasing our timeshare position would grant us significant flexibility in booking timeshares and “special properties” and that our upcoming anniversary would be completely taken care of by them. We were promised that we could refinance our timeshare mortgage through any bank. We would NEVER have moved forward with this purchase if we knew this wasn’t going to be possible. In fact, we clarified several times just to make sure we could refinance, and their management team insisted that we could. Immediately we tried to refinance with our banks to include Bank of America, Navy Federal Credit Union and USAA. All three immediately told us the same story that they do not refinance or finance any timeshare properties because they are not considered real property, as far as our ownership goes. They told us it was standard practice and known throughout the timeshare sales and financing community.

    Their assurances were completely unfounded, and their negligence and carelessness and inhumanity has left us in a position of financial precarity. We are now in a situation where we have elderly parents that need our assistance and this has just broke the camel’s back. We have unequivocally along with many been taken advantage of by this fraud!

I tried several times to use our promotion package and there was never availability for where we wanted to go or the time we wanted to go. Paid $1695 and never used it.

    Any time I call them I never can redeem my package. I tried already more than 7 times and there is always not available option (dates, location, etc.) or ridiculous options that are not acceptable. I stay on a call waiting for someone to pick up for 20-30 mins!!! Their agents (when they pick up) are not nice and arrogant!!! They just ruin Hilton's name completely. When am I going to redeem my package??? I am going to write to the Wall Street Journal and Bloomberg all kinds of reviews possible about this fraud company.

    Hilton Grand Vacations took advantage of us, make no mistake. As a retired pilot in my 70’s, having served all kinds of people throughout my career; we never anticipated the level of deceit we were met with in this sales presentation. We were unaware that a required presentation was, in fact, a sales pitch for Hilton's timeshare program—a concept new to us as we only recognized Hilton as a hotel chain. During the presentation, we were subjected to a lengthy period of confinement, lasting over three hours. This prolonged period, coupled with the relentless sales tactics employed, left me mentally and physically exhausted. The presentation was intensely persuasive, focusing solely on my wife and me, without the presence of other guests. 

    To be fair, we were initially intrigued by the opportunity to enjoy quality vacations. A chance for us to travel and vacation and use my career benefits as a pilot, partnering with a high-quality brand like Hilton. However, the experience quickly deteriorated in a manner designed to exploit us. What we were told we were getting for our hard-earned funds has simply not come to fruition. We wrote the President of the company, demanding that these issues be address. To date, all that has happened is a series of phone calls, phone tag really, resulting in no resolution. We are hoping they will just do the right thing and cancel the contract before this escalates into a legal matter.

    HGV is the biggest scam I've ever fell for. Being a Hilton Diamond I thought this would be a good choice, I was so wrong. It's lies after lies and they keep trying to squeeze more money. I had a follow up meeting today and they tried to get me to spend more money, the best part is that to do that they were an inch short of admitting that when I signed up I pretty much got scammed by their rep in order to sell old inventory, and I found out my maintenance fees go up 25% every year, which I didn't even know. This is a lot more money than booking the hotels myself, which on top of that would recognize my Diamond status while HGV bookings do not.

    With dozens of Hilton properties in Las Vegas I was only allowed to stay at the Polo Towers (a glorified Motel 6) and the sales rep today told me it's because of my contract, I have to pay more to choose other properties even if I have enough points. When I made it clear that I have no intention of spending more money they dropped me like a hot potato. I love the Hilton brand and I just had an amazing vacation at Conrad Koh Samui and Conrad Bali (on my dime) but HGV gives Hilton a bad rep. I was so enthusiastic about Hilton brand that I didn't make the necessary research to find out that HGV is the dark side of Hilton. Wish I had read the reviews on Consumers Affairs, not even Alcatraz had such a low score.

    We have some serious concerns and grievances regarding our "Time Share" ownership with Hilton Grand Vacations Club (HGVC). As elderly individuals, we feel it is imperative to express the extent of our disappointment and the various issues that have transpired during our association with HGVC. We initially purchased this supposed investment in the West 57th Street NYC property, presented to us as “fractional ownership" rather than a traditional "timeshare." We were assured that this form of ownership would grant us the ability to retain the property and pass it on to our children, unlike a typical timeshare where ownership ceases after a specific period. Additionally, we were told that there were significant tax benefits associated with fractional ownership, which were absent in the case of a timeshare.

    Six years later we found ourselves stuck in another of their fake update meetings. They pressured and lied to us until we relented and upgraded the membership. While the offer seemed to have some benefits like doubling of awarded points and the associated mathematical advantages, we are in reality burdened with a high-interest predatory loan, despite possessing excellent credit. Consequently, most of our points will go unused and expire, resulting in a substantial waste of our hard-earned money. Our relationship with HGVC has been a profound disappointment and a series of broken promises. It is disheartening to realize that using our own timeshare can often prove more expensive than booking through a third-party at the same Hilton property. As an older couple, taken advantage of by Hilton employees, we believe that Hilton practices elder abuse by deliberately targeting vulnerable individuals with exploitative sales tactics.

    Our interaction with Hilton Grand Vacations began with a cold call about a stay in Scottsdale, Arizona for free. Prior to accepting the offer from the representative, we were told that our “free” vacation was contingent upon attending a presentation that would last no longer than one hour. If we did not attend this presentation, then we would have to pay for the total cost of everything. Since we were assured that the presentation would be only an hour long, we decided to accept the offer. The presentation dragged on for five hours. Throughout that time, we had declined multiple offers that were made to us, but no matter how many times we declined we would still get pressured.

    We explained to our sales representative that we were owners of Diamond Resorts and were perfectly satisfied with what we already owned. The man scoffed at us and claimed that Diamond Resorts (acquired by HGV a few years ago) would soon become obsolete, and we would have to pay much higher fees for less in return. He misled us into believing that our former timeshare agreement was worthless compared to what he was offering. Silly us for believing them! In the time since, we have paid an additional $7,000 and have yet to use our timeshare a single time. This is not acceptable, and a damning indictment of the lack of transparency and misrepresentation is clearly what the sales team relies on. We attempted to leave on several occasions during our presentation, showing no interest in what was being offered but each time we tried we were threatened that if we left, we would have to pay for the total cost of our stay. What a fraud!

    My husband and I’s experience with the Hilton Grand Vacations was nothing less than shocking. It was an absolute horrible experience. Let me start by saying we are Hilton Honor Gold members. My husband travels a lot for work and his first choice is to stay in a Hilton hotel. When we got the promotion email it sounded too good to be true. The promotion deal was 4 nights in Orlando for 336.38 total including fees plus 25,000 Hilton Honors points. Our son had a school event in Orlando so we thought this would be a great idea. I was also curious about the Grand Vacations Club since we travel so much. This was the first time I had ever signed up for anything like this. My husband had done one before and did not want to do it.

    Needless to say, all my anxiety leading up to the trip was validated when we arrived! It was an absolute terrible experience from the moment we stepped on the Hilton Grand Vacation property until the day we checked out. To start, the promotion package said we would be staying in one of the four resorts listed. They booked us in a Home2 Suites regular hotel. I called and complained that was not what was advertised, and they moved us to the SeaWorld Orlando. They tried to make us pay extra but after going back and forth with the person on the phone we got the reservation without the extra costs. After that experience I should have cancelled the whole thing.

    We flew in and when we arrived at the resort late that night, we were put in a studio room that the AC did not work. In addition, we were next door to the mechanical room and the machine noises were so loud I couldn’t take it. I called multiple times to get someone to come check the AC. Finally the front desk person told me they would move us. We packed everything back up and moved to another (smaller studio) room.

    The next morning was our sales presentation. What ensued was a combination of lies, pressure, and deceptive sales tactics designed to trap us in a contract that was poorly explained. The pressure that we experienced during the meeting was compounded by the many falsehoods told to us by the sales staff. I originally wanted to hear about the opportunity but still had the bad taste from the night before and having to move rooms. We stayed almost 3 hours, and it was exhausting.

    When we explained about our bad experience the night before, the salesman told us that they give the worst rooms to the people doing the promotion and if we would be an owner, we wouldn’t get treated that way. That just made me angrier. I explained that I’ve been a marketing director for over 20 years and that was the most absurd thing I had ever heard! Why would you treat someone terrible if you are trying to get them to buy into your program. It should be the complete opposite. Their response to that was that Hilton has a terrible marketing department. That was the end for me, and I was ready to just leave and get on with our trip.

    The next day we noticed the AC in the second room we were put in wasn’t working. I called the front desk numerous times, and no one ever answered the phone. Finally, a guy answered the phone and said he would be sending someone to check it. When my husband asked if he knew how long (because we had our son’s event to go to) his reply was “nope”. We were stunned! Determined to not let it ruin our trip, we left for Universal Studios to our son’s event. We received a text asking about our stay. That was a mistake as I text them back exactly what I thought about our stay. They text back saying leadership would be contacting us. We had a voicemail from a women who gave us her number to call back. We called back all day and the phone was never answered.

    We got back late that night to a note in our room that said, call the front desk to move to another room because AC doesn’t work. I cannot express how frustrated we were. I called the front desk more times that I can count with no one answering the phone. Finally, we packed up all our things AGAIN and just showed up at the front desk. We asked to speak to a manager. We explained everything to the manager. He listened but we could tell it was going in one ear and out the other. In fact, he admitted it was his 3rd week on the job and he had gotten a lot of complaints. He said he came from Marriot, and it was much better. My husband and I are both professionals and in leadership and we could not believe what we were hearing.

    The moral of this story is…if you think it’s too good to be true…it probably is. I would not recommend Hilton Vacation Club, especially the SeaWorld Orlando location to anyone! Everyone that we encountered at the property was rude and unprofessional. The rooms were horrible. I have never stayed in a place where I had to move 3 times during a 4-night stay. This experience has made us reevaluate the Hilton brand completely.

    I cannot believe that Hilton Grand Vacations simply cannot get it together in any capacity. I have written to them four times demanding that my contract be cancelled over the course of the last five months. The most recent time, I sent it to the President of the company. As of last week, I got a brief, form email, stating they are reviewing my case. Really, it has taken you until the fourth communication to open a case. This is shocking to me. I am a teacher in Nevada, and in my profession, money is tight to say the least. I made the mistake of trusting that HGV’s employees would have their guests’ best interest in mind.

    It has long since become clear these salespeople will tell any lie to close the sale. I was told that this was a real estate investment where I could earn rental income and a high resale value, in addition to taking vacations. This couldn’t be further from the truth, and this blatant disregard for honesty is tantamount to false advertising and outright fraud. This shameful behavior has left me trapped in a financial nightmare, and I am struggling to make ends meet.

    To complicate matters, my father’s physical capacity has diminished to the point that I cannot include him on any travel. The fact is, I would never be in this position if the HGV staff was honest with me about all the details and facts regarding their timeshare company and my timeshare contract. Given that has taken them five months to open a case, I am now concerned that they will bankrupt me before they own up to what their unscrupulous employees have done.

    Our experience with Hilton Grand Vacations has been nothing less than shocking as we look back at what has happened over the last 4 years. They told us that it would be an investment since we liked to travel, that would save us significant amounts of money overall and emphasized access to Disney resorts. The sales presentation was exhausting to say the least; and no matter how many times we declined, another person insisted that we were making a mistake. They finally convinced us that this would save us money and allow us to travel around the world, but failed to mention anything related to hidden fees, increasing maintenance fees, and availability issues. All that aside, IF you decide to participate, you need to be aware that it is extremely expensive, and the costs seem to only compound.

    Then what happens, is you figure out that your “investment” is not what you think it was. When you try to travel, you end up paying extra for what you want or simply lower your expectations to meet what you may have access to. THIS is where you need to pay attention. We fell for their “upgrade” scheme by thinking we were gaining ground on what was initially promised. Here is how they do it; you check in at a property, before you can even get settled in your room, they harass you non-stop to attend the “owner update” by rewarding you with a gift card or activity to attend an “Owner Update”.

    This meeting is positioned as an informative meeting to learn how to utilize your Ownership properly. What it really is, is another sales presentation where you are roped into a new contract with additional closing costs and ridiculous interest rates while they simultaneously point on the 1 fee that might have gone down, deflecting from your total costs going up like 20% and your loan being extended again. At this point, the costs are impacting our living standard negatively; we have requested that they release us from the trap that these “Owner Updates” put us in.

    Please don't buy any vacation package from Hilton, It is a Scam, Hilton is making money on poor people who does not understand the meaning of Timeshare. Hilton is very smart they don't market as Timeshare but they change the wording and say it as Hilton Grand Vacation. Then when you visit a location they will make you to upgrade and take the money from you. and if you don't upgrade in certain time frame we lose the money as well. I lost $1700 and stuck with a timeshare with yearly maintains fees and club dues even if you don't own it for a year you need to pay club dues. I wish someone could tell me how to get out of my Hilton Vacation timeshare. I am so disappointed. How could a reputable hotel could can scam a customers in so many ways.

    We feel like we need to share our concerns regarding our membership with Hilton Grand Vacations/Diamond Resorts. How they can claim to provide owners with memorable experiences during their presentations, and then create unnecessary anxiety and disappointment is beyond reason. It is disheartening to feel that our golden years are burdened with stress and frustration, particularly considering our advanced age and health issues.

    Upon becoming members of Diamond Resorts, we swiftly discovered that securing reservations proved to be an exercise in futility. Unless we planned our trips 8-10 months in advance, our chances of securing accommodations were slim, particularly in Hawaii. Alas, the proposed solution of purchasing the Hawaii Collection did not alleviate our reservation woes as promised. Subsequently, we were informed that acquiring more points was necessary. Another arduous 4–5-hour presentation ensued, replete with misleading information and intense pressure. Being misled and pressured into spending additional funds was certainly an unexpected lowlight of our retirement. It appears these complexities are intentionally designed to extract additional fees from us, all the while adding more confusion to what we were being offered. These programs feel predatory in nature and seemingly target elderly or semi-retired people on fixed incomes. It is infuriating.

    We have been Hilton Grand Vacations Owners for a few years now, we continue to have issues to the point that we have written the President of the company to intervene on our behalf. What we are finding is that there seems to be a pattern of “overselling” the product; to the point where you never have “enough” to fulfill the most basic vacation. While traveling on a discounted package that required a “presentation”, as a result, we were subjected to a high-pressure sales pitch. This led to us purchasing HGV property at the Parc Soleil resort in Orlando.

    On a subsequent trip and “Owner Update” at Kingsland, on the Big Island, an ill-intentioned Salesperson fed us with falsehoods for hours. By the end of the meeting, we had agreed to purchase an every-other-year contract that would provide us with enough points to book a 2-bedroom unit with our family. Unfortunately, it took us a full year of attempting to book vacations before we discovered that Salesperson had lied to us.

    Over the duration of our membership with HGV, we have attempted to book vacations FORTY times and have only been able to use our points once and that was through their partner, RCI NOT A HILTON PROPERTY. In the nearly five years that we have been HGV members, we have not experienced ANY of the promised benefits, but have instead had to deal with an unacceptable lack of availability, as well as sharply rising costs. We have spent so much money on these worthless HGV timeshares and have received nothing in return. This is unacceptable, and we cannot continue paying usurious prices because we were swindled using deceptive sales tactics, fraudulent claims, and high pressure. We believe the only solution is to cancel our contract. First things first, we will see if the President acknowledges our letter at all.

    As owners of Hilton Grand Vacations Club, it has become abundantly clear that the timeshare package was misrepresented to us in an egregious manner. We were told that what we were offering us was an investment in property that would provide us with rental income as well as the ability to travel to any Hilton resort at a discounted rate. Instead, what we have is a predatory agreement that is significantly more expensive than we were informed of. They gave us a haphazard demonstration of how our points would work and then told us our maintenance fees would be $758. At no point was it mentioned that our maintenance fees would increase over time, nor would they continue for our lifetime. We were rushed through this process, and there is no doubt that crucial information was withheld from us.

    We were told that we would have the opportunity to take a vacation soon to go over how to use our points, were handed an envelope containing our contract, and then briskly ushered to the door. A contract funded by a Hilton Honors Credit Card, opened when the manager insisted. When I attempted to log in to Hilton's website to book the short getaway vacations that attracted us to this package in the first place. I was unable to log in, so I called a customer service representative who said they would investigate the issue and get back to me. They never returned my call, so I called again and was told that I would have access after thirty days from our purchase.

    Ultimately our first stay post Ownership was sponsored by HGV, where the salesperson claimed that the number of points, we had was not enough to really do anything and insisted that we buy more points. These salespeople took advantage of our trusting nature to sell us a package that was expensive and worthless. They promised us so much, but none of their promises have materialized.

    Our Hilton Grand Vacations experience is a stark reminder to approach doing business with them with extreme caution. What they sell as a real estate investment is a pyramid scheme in disguise. The initial presentation was a deceptive web of promises that ultimately led to profound disappointment. Their tactic of holding attendees' driver's licenses hostage during lengthy presentations is not only unprofessional but also emblematic of the high-pressure tactics they employ. The profitability of the property they boast about is non-existent, and booking exclusive rooms is a tedious process, far from the hassle-free experience they advertise.

    The Elara Las Vegas took things to a new low, pushing for upgrades after already extracting a significant sum of money from us previously. The constant pressure to spend more, combined with the misrepresentation of buying property instead of a timeshare, is deceptive and infuriating and should be illegal. Hilton Grand Vacations needs to be held accountable for its deceptive practices. If you're reading this, think twice before getting involved. Save yourself the frustration and financial headaches. It's time for them to take accountability for their actions and enforce a change in their unethical practices.

    Our journey with Hilton Grand Vacations started off so promising, but it quickly took a turn after a mandatory meeting we attended in Orlando. The opportunity seemed legitimate, so we agreed to accept an offer for a discounted stay. What ensued was a combination of lies, pressure, and deceptive sales tactics designed to trap us in a contract that was poorly explained. The pressure that we experienced during the meeting was compounded by the many falsehoods told to us by the HGV sales staff. For example, we were told that there were over 100 resorts worldwide that we could reserve without paying reservation fees and the partnership with RCI would grant us access to worldwide travel possibilities.

    One of the most misleading aspects of the presentation was the discussion of finances. The points system that we were told was very user friendly was the complete opposite. Furthermore, these points carried with them significant fees that had no real value. We were given the number and email of the sales representative in case we had any questions, and we had plenty, but he has ignored all our attempts following the completion of the sale.

    Since owning the timeshare, we have not once been able to utilize the points. These points are essentially worthless, and yet we are paying an excessive amount for them! We were assured that these points would render reservation costs and hotel stays obsolete, but they have done nothing of the sort. In fact, we have spent over $29,000 to date on points alone (excluding the rising maintenance fees) and have received nothing in return. Certainly not anything like we were promised. Don’t buy from Hilton or you will regret it. The dreams and promises made by the salespeople will surely be broken!

    Our experience with Hilton Grand Vacations has been riddled with what we consider to be misleading depiction of the timeshare to omission of legal disclosures, to the point of calling it fraudulent. To date we have been unable to utilize the points we are paying for despite our best efforts. We were told that the points we purchased would be more than enough to satisfy our travel habits, but this is clearly not the case.

    The initial presentation occurred on July 31, 2023, in Las Vegas. While we made it clear to their overly aggressive salespeople that we weren’t interested in purchasing any sort of package but were simply just fulfilling the obligation attached to a discounted travel package. The salesman claimed that the packages he was selling would allow us to travel worldwide and stay at any Hilton-affiliate resort. Even though we were enticed by the offer, we requested some time to think everything over. He stated we need to make an immediate decision, as the deal that was being offered would be gone if we didn’t act soon. This was clearly a complete lie. When we called the salesman to raise our concerns, he became very rude and hung up on me. It is truly unconscionable that he became so rude after swindling us into this worthless timeshare.

    Everything we were told about Hilton Grand Vacations Club has turned out to be a lie. As such we wrote to their Chief Customer Officer, and we demand that our contract be terminated. This letter yielded a single paragraph email from an “Executive Resolutions Specialist” from the Member Support Department, which indicated that, in short, are screwed because we didn’t cancel the contract within 5 days. Well, we didn’t understand to what extent we had been lied to by this unethical salesman until well after the rescission period expired. It appears to be a cleverly orchestrated scam to hold people off just long enough for the rescission period ends to show their true colors. Meanwhile, we strongly suggest you avoid Hilton Grand Vacations!

    As an active military family with 21 years of dedicated service in the Air Force, we expected to be treated with honesty, integrity, and respect. Hilton Grand Vacations has turned a blind eye to that and have deceived, taken advantage of, and manipulated us. We were invited to a 45-minute to an hour-long presentation in exchange for a “free” 3-night, 2-day stay at a hotel in Las Vegas. During this presentation, we were set up with a sales representative who refused to take no for an answer. We had repeatedly shown and expressed our disinterest, yet they did not care. He continued to go on about how this is the cheapest way to travel and told us about all the benefits we would receive. Since he would not let us leave, we decided to sign, as we felt this was our only option. We had been there for HOURS, and were tired of the pressure that was applied.

    After we signed, we realized, they never disclosed our interest (which is a whopping 17.29%), rescission period, other hidden fees and more. These crucial details were deliberately withheld from us, preventing us from making an informed decision. This is Hilton’s way to get business, lying to their potential buyers and loyal customers. I believe respect is earned, and they have not earned my respect. We cannot believe they are getting away with these predatory business practices.

    In recent years, our experience with Hilton Grand Vacations has taken a nosedive. We've been with the company since 1997, but after 2016, things have gone downhill. There's been a series of broken promises, high-pressure sales tactics, and a lack of transparency that's shattered our trust. We were promised rental income to offset the hefty costs of timeshare ownership. Turns out, that was just smoke and mirrors. There was also the assurance that our membership would let us travel all around the world. That hasn't panned out. The dream of exploring new destinations feels like a fantasy.

    The 2016 sales presentation in Oahu was a 7-hour long disaster. We said no to the sales reps multiple times, but they just wouldn't let up. It created an uncomfortable and confusing situation with different offers being thrown at us. We were told that we were making a real estate purchase that we could pass down to our kids. That was a major misrepresentation that played a huge role in our decision-making. Booking availability was another letdown as we were misled about what was available. This has completely changed our ability to plan vacations.

    When we signed the contract, we weren't given the essential public offering statement. We didn't even know timeshares were supposed to provide one until recently. The total interest was also a big shock. They disclosed a 14.70% interest rate but conveniently left out a finance charge of $47,610, giving us a whopping 92.595% total interest percentage! Maintenance fees were also inadequately disclosed, hitting us with a financial burden we weren't prepared for. To top it off, we were never told about the right of rescission, robbing us of the chance to reconsider our purchase. Our trust, built over 19 years, has taken a hit. We never thought we'd question the integrity of our dealings with a company like Hilton, but that has changed. Please be careful when dealing with their staff.

    Our encounter with Hilton has left us terribly disappointed and has raised serious concerns about the integrity of this company. The accommodations and activities promised during the sales meeting turned out to be unattainable, rendering our timeshare practically useless. The misrepresented ease of reservations and the quantity of units furthered our frustration. Information about hidden fees, the long-term financial impact, and Truth in Lending obligations were withheld from us. The claim that any Hilton location is available for the use of private owners was misleading, restricting our access to Hilton hotels significantly. Cost savings, discounts, and perks associated with timeshare ownership were exaggerated, painting an inaccurate picture of the benefits.

    Although we have paid over $7500 to Hilton, we have not booked or utilized a single night since the purchase. The failure to disclose points rollover limitations adds to the list of critical details that were conveniently omitted. Brandi ** pressured us into a rapid contract signing process, failing to disclose financial information that would have influenced our decision. As a U.S. veteran and retired law enforcement officer, I value honor and integrity. Brandi ** and the sales staff have failed to uphold these values, engaging in practices that have negatively impacted our lives. Based on other reviews, it seems this is a tried-and-true pattern and Hilton needs to be stopped!

    I am disgusted with Hilton Grand Vacations! I recently sent a letter to their Corporate office about several issues I’ve had only to receive an email from a Quality Assurance Manager that only exasperated me further. I have been a lifelong customer of Hilton's and have always believed in the values and promises that Hilton stood for. However, recent experiences have revealed a side of the brand that has left me utterly disenchanted, disgusted, and forever estranged. My issues have included my points being credited to another cardholder’s account. The call made to resolve this issue cascaded to them offering me a 3-night trip to various locations for about $200. I believed this was a generous offer for a minor mistake, but it was a marketing trap set on behalf of Hilton Grand Vacations.

    When I went on the trip that required a presentation on the HGV product, I got caught in the snare of their timeshare group. I was led to believe I could travel anywhere, anytime with the points and the only limitations were my imagination. Months later I decided I wanted to book a trip for my birthday in November. It didn’t take very long for my excitement to dissipate as I was unable to locate any availability to the desired destinations. International destinations were highly limited despite what was presented to me in this presentation. I discovered that I was unable to book anything less than 6 months out, which was never mentioned by the Salesperson.

    They had told me their point system was like the Honors program, where points could be redeemed, and vacations could be booked on demand. Let me be clear here, Hilton Grand Vacations are separate, publicly traded companies with a linked name. Hilton Grand Vacation points are NOT Hilton Honors points and do not work the same way as presented to me. Moreover, in response to my letter, a Quality Assurance Manager emailed me and stated that "we do not offer all properties online". I’ve been scammed.

    We hope someone else reads this and finds our story as a warning. Hilton's sales team lies to you! My wife Barbara and I were gravely disappointed with the lack of trustworthiness of the Hilton Grand Vacations sales team. While purchasing what we thought was a vacation package, sales representative Craig ** repeatedly reassured us that we were not purchasing a timeshare. He explicitly stated that we would not be tied to the timeshare in the same way as typical timeshare owners. It is now crystal clear that those assertions were blatantly untrue, and we feel stung by the deception that we experienced.

    Adding to our consternation, we have been unable to capitalize on the timeshare for a single vacation. We regard this as particularly egregious due to its exorbitant expense. We have attempted to address these concerns with Hilton management. Unfortunately, they have been ill-equipped and unwilling to remedy the issue or even offer us any form of compensation for the deficient service we have experienced. It is unfair to us and all the other customers who've been deceived in the same exploitative manner.

    Barbara's health has declined significantly since we initially bought the timeshare. Though her stroke happened before our purchase, we had expected to enjoy more luxurious vacations using Hilton, but this has yet to be attainable due to the immense financial burden imposed by the timeshare. We have been compelled to plan our vacations elsewhere at a lower cost. In fact, we would be fine with finances and worry about all the fees and payments attached to this timeshare if it had been what we were promised in the first place.

    We have implored Hilton Grand Vacations to rectify this situation promptly, with the aim of making things right for their customers, but they have yet to. We have faced immense stress and anxiety, knowing that we have thrown our money away on a product that does not fulfill its advertised promises. We sincerely hope others, current and potential customers, will learn from our extremely regrettable experience and avoid being similarly taken advantage of by this company.

    As a long-time Diamond Resorts owner, I was initially satisfied with the quality of service and availability. However, a sales presentation in 2019 left a lasting negative impression on me. The sales team for the "Hawaii Collection" package presented me with dishonest information and swindled me into a package that I did not want or need. This unethical behavior has soured my opinion of the company and I believe it is fair for my contract to be terminated.

    During my family's trip to Hawaii in 2019, we were repeatedly harassed by Diamond Resorts representatives to attend an owner update. Despite declining, we eventually gave in and attended. The presentation was not an owner update but rather another sales pitch for the "Hawaii Collection". We were told that purchasing this package would give us preference in reservations, lower points per reservation, priority within the collection, and the ability to rent out our timeshare for a profit. These promises turned out to be completely untrue.

    We have been unable to book a stay in Hawaii using our timeshare and have had no luck renting it out. The timeshare also has no resale value, and we are stuck paying rising maintenance fees for a package we cannot use. The acquisition of Diamond by Hilton Grand Vacation has only made matters worse. We have been regularly contacted by HGV representatives trying to sell us new timeshare contracts. It is unacceptable for a company to take advantage of loyal customers and provide dishonest information to make a sale.

    We were conned into purchasing a timeshare with Hilton Grand Vacations and have not been able to use it once. There's no availability unless able to take 7 day vacation even when looking a year or two ahead. Every time we try and use any portion of the 'benefits' they want another $150 fee. Customer service doesn't know how to guide through website. Website is horrible to navigate and find any information. Points only cover 20% of any cruise, flight or car rental. And even with that they then want $150 fee to 'convert' the points. Biggest regret I have is getting involved with Hilton Grand Vacations.

    As a past Intrawest Club Member and most recently Embarc member I feel like we've been bounced around like a tennis ball. I have been on hold for over 1.5 hours (still waiting) to speak to someone about options for booking a vacation. Apparently there is nothing available and the only way I can get what I want is to upgrade my status with Hilton Grand Vacations. I have $5K worth of maintenance payments and a week saved that I am unable to use during the time I have booked for vacation. Do not be sucked into this vacation ownership program.

    The sales associates for Hilton Grand Vacations/Diamond Resorts will lie to your face. I'm embarrassed that my wife and I fell for their sales pitch. We thought we were buying into something that we could use with our family for years to come, but instead, we took on loan payments and maintenance fees that go up every year. With the increased maintenance fees we had to deal with decreased availability every year.

    This company does not care if you use your vacation points, only that you make your payments every month. Hilton Grand Vacations / Diamond Resorts sells access to their properties on the Internet just as other resort companies like Margaritaville, Rui, Grand Palladium, Iberostar, Sandals, etc. do. The difference is that with HGV / Diamond Resorts, you get screwed as an owner. You are more likely to find rooms available for your group by searching Expedia or Travelocity, but you won't find availability by searching your HGV owner's portal because those rooms are for the general public to reserve. Just keep paying those monthly fees!

    My final warning to those considering purchasing a package with HGV is that despite what the salesman will tell you, these packages have no value in the real world. You will never be able to sell your overpriced package to anyone and you will never have a way out of paying the maintenance fees. If you purchase a condo, you have a monthly condo fee that covers amenities and some maintenance usually, but you can build equity in that condo and one day sell it at a profit. If the burden of the condo fee becomes too much, the option of selling the property is there as well. With an HGV vacation package, your payments will build no equity! Rest assured that your payments will go up every year, but there will be no way out once you sign with them. Buyer beware, Hilton Grand Vacations is as shady as they come.

    We are so disappointed with Hilton Grand Vacations; we have reached out to them and to date have heard nothing back from anyone at the company. Ultimately, we requested the termination of our timeshare contract as well as the refund of our down payment. Our dissatisfaction stems from numerous issues that have come to light, highlighting a severe breach of trust and integrity on the part of Hilton Grand Vacations. We trusted them because of Hilton’s reputation, but this has been severely tarnished given the circumstances we have experienced.

    An initial high-pressure sales tactic employed by salespeople and an Assistant Manager of Client Relations led to a decision that was influenced by false promises. Then the subsequent upgrade to our membership in January 2022 further compounded the issues. We were not adequately informed about the timeshare's nature and associated costs, resulting in an additional loan with an exorbitant interest rate of 17.22%. This financial burden, combined with the misrepresentation of the property's location, has caused significant stress and financial difficulties. We were told this would be a lucrative investment, but instead we were swindled, and it has put an enormous damper on our family and its finances. In short, as far as we are concerned, they have stolen funds earmarked for our son’s college. Shameful behavior by such a noteworthy name like Hilton.

    A Diamond timeshare salesperson pitched us in exchange for free parasailing. They threw in other incentives and again we told them that we didn’t want to move forward and so she started asking what kind of vacations we wanted to give our kids. Then she became rude and began questioning our parenting and the kind of life we are providing for our children. I got up and told her how beyond offensive she was and that we were leaving and not interested. That is when the manager came out apologizing and offered us 10 free weeks anywhere in the world, the amount monetizing about what the entire timeshare was worth.

    I was almost in tears and wanted to leave. My husband at the time became extremely stressed and started having an anxiety attack and they kept pushing and pushing to convince us not to leave. They offered a free iPad, a tour, and a meal while we were waiting and clearly stressed. My husband’s anxiety attack got so much worse that we kept saying to each other we need to go get to a doctor as he felt as if he was having a heart attack. We agreed to rush out of there and signed the paperwork as fast as we could and went straight to the walk-in clinic, as he felt he was having a heart attack. He is a professional firefighter and we don't take that lightly.

    A few months later we tried to use one of the cash weeks given to us only to find out that they had canceled that program without notice. So, not only did they pressure us so much that we were put into medical distress, they also canceled the one thing we actually wanted from this purchase. We have never used this timeshare and quite frankly we are sick of it. This timeshare has been a huge contributor as to why we cannot afford to buy a new home.

    Their salespeople told us that our maintenance fees wouldn’t increase anymore because Hilton had acquired Diamond. Immediately after the upgrade, our maintenance fees went up by over $2000. They also lied to us about our ability to convert our timeshare points into Hilton Honors points and about how we could supposedly rent out our bookings to offset the cost. They have lied to us at every turn. This is clearly a scam.

    We received a verbal denial from Hilton regarding our request for a full cancellation and deeding back of our timeshare. They insist on resales as a solution, which is unacceptable to us. We do not wish to have any other unsuspecting buyers swindled into this shady business practice. We implore you to look into this company's business model and strategies to convince unsuspecting owners of this deceived property ownership. We are completely shocked at the rise in maintenance fees we received without prior warning. Unfortunately, your company didn't mention this, so we are completely unaware of the impending costs. And now, you have the audacity to demand another $1,195.37 for something that we cannot use or plan to use accordingly, given the difficulty in finding a resort during our desired times.

    When we purchased with Hilton Grand Vacations (HGV) the financial benefits of the timeshare were heavily emphasized, but the reality didn't align with what was presented in the contract. When we expressed our financial constraints, our salesman Robert's demeanor shifted, and he probed into our personal financial details, even asking about military service and retirement benefits.

    Despite firmly stating our inability to commit, we were introduced to a manager who continued to pressure us with lower-priced packages and promises of additional Hilton Honor points. Unfortunately, these promises proved misleading, with limited availability and exorbitant point requirements. The attainment of elite status was also misrepresented, making it nearly impossible for us due to our work schedules.

    Robert's explanations were rushed and overly complex, leaving us feeling coerced into a decision without a full understanding of the implications. Transparency and honesty were glaringly absent throughout the process. Beyond these issues, we also have serious concerns regarding…

    1. The costs exceeded what we were initially told, rendering the timeshare unaffordable.

    2. Our IDs were retained during the meeting, making us feel trapped and pressured by three separate salespeople.

    3. A public offering statement and truth in lending disclosure were not provided during the contract review.

    4. Maintenance fees were not disclosed by the Hilton staff.

    5. We were never informed about our legal right to rescission.

    Take my advice and avoid Hilton timeshares, otherwise you will live with the regret that I live with!

    NEVER purchase real estate (or credit in it, as HGV sells) without a real estate attorney! I was told that I was forbidden from utilizing one but Hilton has one. That was enough for me to walk but read the many MANY reviews if that's not enough incentive for you. Sooo many red flags in the presentation. Save yourself.

    I attended a HGV presentation in Virginia Beach, VA on December 29, 2023. I was promised points and $200.00 off my next Carnival cruise. We completed the entire presentation and tour of the property, which took approximately 3 hours. After I told them that I declined and was going to continue traveling about 40+ days per year on my own, the whole atmosphere changed. I did not receive any of the gifts that was promised, especially the $200 toward my next Carnival cruise. That's 3 hrs of our time that we will never get back. Never again!

When they couldn't sell as the pitch, they brainwash our kids telling them that we are bad parents for not taking them on trips. The manager has no sense of compassion and no respect.     I recently had a regrettable experience with HGV and feel I need to warn others. I attended a presentation in Oct. 2018 in Las Vegas, after being offered a $99 vacation package. The presentation, a 1-hour commitment, stretched far beyond that, creating a chaotic environment. The representative capitalized on my dreams, weaving a boldfaced lie about traveling to Ireland with the timeshare, preying on my desire to visit the land of my ancestors.

    I was told that the timeshare was a valuable investment, akin to owning a vacation home. Post-purchase, my points proved insufficient for more than basic accommodations during off-peak times. Later presentations urged me to upgrade, promising greater options and the ability to pass it down to my daughter. Each upgrade brought more debt, with the perpetual responsibility of maintenance fees that were never disclosed. The misrepresentation extended to benefits like access to HGV MAX resorts in Clearwater, FL, which turned out to be inaccurate. Booking vacations became a nightmare, with flexibility and availability nowhere to be found. Be cautious of their practices and thoroughly research this company before signing anything.

    I purchased a time share through a sales pitch while on vacation in Orlando on October 2017. From 2017 - 2023, I have paid the Hilton Grand Vacation Club more than $36,000.00. Most currently, I was influenced by the Hilton GV sales team while on another family vacation, to upgrade my current ownership (Orlando) to a time share in Las Vegas. I agreed and signed up. The extra cost for the upgrade was ~ $9,000.00. Following the Hilton merger with Diamond Club, it became increasingly difficult for me to book reservations, therefore I decided to sell my interest in the HGV Club as it no longer met my travel needs.

    I contacted the resale team at HGV, several on-line time share relators and quickly learned the best I could get for my $36,000.00 investment was going to be approximately $1500.00 minus fees associated with the sale. I tried seeking legal counsel but was unable to afford a lawyer as was still paying on my loan to HGV Club.

    I ran out of options. The only recourse I had was to stop paying on the upgrade which I have done. Now I am out not only the $36,000.00 but HGV has reported me to the credit reporting agencies stating I purchased real estate from their company and didn't pay them, which is far from the truth. There was no mention in the credit report information they provided that I had already given them over $36,000.00. When I filed a dispute with Experian, they told me what the HGV Club reported could not be changed because that was what the Hilton reported. I would NOT recommend to anyone to purchase a time share from this company.

    My family and I stayed in Lake Tahoe in August at the Hilton Garden Inn. We had a great experience and then became aware that Hilton Grand Vacations had a location in Lake Tahoe. Due to our love of Lake Tahoe and our loyalty to Hilton, we sought out the sales representative for Hilton Grand Vacations preview trip. We had not considered a Hilton timeshare for quite awhile but the Tahoe location made us reconsider. When we were with the sales representative, our daughter was with us and we specifically talked about whether or not our daughter could come with us on the trip. We were explicit in our desire to come to the Lake Tahoe location. We were advised that our daughter coming with us on the trip was not an issue.

    The form stated that she could not come on the tour, but the sales representative told us that she was welcome to come on the trip. He may have said that they allow children on the tours despite what the forms say, but I cannot state that for certain. Today, I called to attempt to book the trip back to Lake Tahoe. In doing so, I was advised that the Lake Tahoe location only allows two people to come on the trip. When I advised the representative of the above, I was told that I should read the terms and conditions that guarantee two people a stay. However, it does not state that only two people can attend. When I expressed my frustration with being misled, the representative) told me that I should have looked at the terms and not relied on what the salesmen said. I called the sales office in Lake Tahoe and the Sales Lead advised me that it should be a stay for up to four people and that I should call back and ask for a supervisor.

    When I called back, I got the same representative. When I asked for a supervisor, she transferred me to Members' Customer Service, who could not help me because we were not members. She transferred me back to the Marketing Department. I, again, requested a Supervisor. I was placed on long hold and was not transferred. A different representative said the same thing and would not transfer me. When I expressed my frustration with what the salesman told us, the representative condescendingly asked me to go through the purchase check marks with him, which states that a child under 12 cannot attend the tour.

    When I tried to express why we chose Lake Tahoe (good family memories with a family member that we lost and that our daughter loves it there) and that my experience has made me not want to have anything to do with Hilton Grand Vacations, he told me that it was not a real threat because I made it clear that we only wanted to go to Lake Tahoe and that we weren't actually interested in becoming members. He stated that if we were really interested, we would be okay with only two of us going and having to leave our daughter out. In all of my experience with Hilton, I have never been treated so poorly, so patronizingly, and so misled. The sales people are either misleading people to get their money or there is bad information given to them.

    Regardless, if my experience with the people who are dealing with potential members is the indication of how Hilton Grand Vacations operates, then we will never consider becoming members. It is unbelievable that I as a prospective member would be treated so poorly before we purchased a membership. We will take the loss of our $199 as a lesson and a blessing that we never became members.

    After spending THOUSANDS of dollars on a Hilton timeshare, we wanted out, because it was nothing like what was promised to us. Now that we have begun telling Hilton that we want out, we have been told that our only options are to pay for it anyway for the rest of our lives, or to let it foreclose. If you want to overpay for shoddy accommodations, then sit with a Hilton timeshare salesman for six or seven hours. They will dupe you, too!

I bought plane tickets and everything and I called them numerous times to find out where we’d be staying, only to be told after months that there were no available places to stay in Palm Springs.. I called their office numerous times, I asked to speak to a supervisor and I was told he did not want to talk to me! She said my options were to go somewhere different or cancel, so already having plane tickets I decided to cancel and now I wait to see if I will get refunded..:-(((, Very disappointed in this business!!!     DON'T GO WITH DYMOND RESORTS/HGV. Wouldn’t even recommend this to my worst enemy, the whole thing was a setup from the beginning. Was told to lie about income and marriage status just to see the presentation…which was all a joke. The one who sold the dream idea to me at the Cancun resorts said the points are equivalent to dollars. So if I wanted to book a room that’s worth $200 it would be 200 points give or take a few. Was told the club fee was $932. Then it changed to $1850 with no real explanation. THEN for 10k over a term of 10 years I would get 55k points. To book a room it’s a minimum on 30k points soooo to spend almost $11,100 to vacation somewhere one time out of 10 years is ridiculous. And I've been having the hardest time reselling/finding a creditable attorney.

    It’s better to save your money and plan the trips out yourself vs a timeshare. The customer service they have is the worst I’ve ever experienced, the amount of times I’m hung up on and told different information depending on who I’m talking to is ridiculous. Also after signing up they said I didn’t have to go to the new member orientation then two weeks later a lady called and extremely tried to pressure me into going and spoke super fast like they all do. If I can save everyone from signing up I would. I can go on forever but the biggest corporation scam I’ve ever experienced. I couldn’t have a job being so misleading my whole life like them.     We purchased a timeshare from a salesperson named Sofiane. He lied to us about the costs and availability. We have since realized that the timeshare is simply a way for Hilton to overcharge for the same rooms. We would recommend that anyone who attends a Hilton timeshare presentation record everything said and, if presented with paperwork, make sure that what is on the contract matches what the salespeople say. Hilton salespeople are pushy and will lie about what you are buying. We have come to realize that our last vacation would have cost $1000 LESS had we not been paying for a timeshare. We never can find a place to stay at our favorite destinations because of the lack of availability. We have a paid a lot of money and have received no benefits!

    My wife and I made the mistake of signing up with HGV. At the presentation everyone made it look so fun and easy but this has not been the case. Upon reviewing the paperwork we notice the interest rates were different than originally discussed making our monthly payments much higher. Also received a bill for an "activation" and other fees that was never discussed prior to signing, not including the cleaning fee. Tried to get a hold of someone to explain but it was impossible to get a reply. Tried to canceled because of discrepancy and again it was impossible to get a reply. They say we value our members and we are always available for you but they have proven otherwise. It seems to me like is more important for them to get their commission that actually serve the members who are paying a ridiculous amount of money.

Despite all the promises their salespeople made, my husband and I have never once been able to actually use our Diamond Resorts points to book a vacation. They have taken thousands of dollars from us and have given us NOTHING in return. They had us attend an “orientation” to learn how to use it...where they tried to pressure us to buy more points and double our payments. That would supposedly “fix” our booking issues. This is a scam. Do NOT get mixed up with one of their timeshares.

    We have been Diamond/HGV owners for almost a decade, and our experience has been nothing short of awful. Our enthusiasm for luxury vacations quickly turned into frustration and regret due to the company's deceptive practices and unfulfilled promises. Availability has always been a major issue. After assurances from salespeople that it would never be a problem, our attempts to book were a constant challenge and disappointment. The owner update meetings turned out to be nothing more than ploys to promise and pressure us into more contracts rather than being truthful and actually helping us.

    Our first encounter with the sales team in Scottsdale set the tone for our entire experience. The false time constraints and high pressure forced us into a speedy decision, resulting in a purchase we were not properly informed on. The later meetings in Kona, Hawaii, and Scottsdale only added to our dissatisfaction, as promises of rental income and cost-effective solutions turned out to be blatant lies.

    Adding insult to injury, each new meeting introduced new sales representatives, each giving more false promises and played on our hopefulness that things could improve if we improved our point standing. The promise of Gold Status in 2019 failed to deliver the expected booking privileges, and the idea of Platinum Status in 2021 turned out to be another hollow guarantee. The transition to HGV in 2022 was the culmination of our disappointment.

    Hidden costs became unbearable. Maintenance fees skyrocketed to nearly $900 PER MONTH!! We were rushed through paperwork without being fully informed. The total expenditure of $143,000 over the past decade far outweighs the value of vacations received, leaving us nauseated at the thought of the missed opportunities that came with our involvement with Diamond/HGV.

    I was sold a 3 night 4 day package during one of the 211 days I stayed last year in a Hilton property. I have tried to make reservations to use this package on several occasions, but dates were always unavailable. Recently I was called by a representative and tentatively booked a date. I was supposed to get a call back the following day after I reviewed the accommodations. The hotel was oceanfront, but the rooms were not even ocean view. They did not call back to confirm so I called them. They told me there would be a cancellation fee which I refused to pay. A phone call later the fee was waived. I requested to be put on the no call list, and told them to keep the $200 + dollars I paid and never call again. I am not sure about my Hilton points, hopefully they are redeemable for merchandise because I hope to never stay at another Hilton property. Sign me "Former Hilton Diamond member".

    I have been a loyal Hilton customer for two decades. I always use Hilton for my business and vacation travel, but no more. I am also an elite member with HGV, but will be selling after today. All I asked from Hilton was to help me book my son's honeymoon stay, but they refused. We've invested over 100k with Hilton and this is how we get treated? Unacceptable.

    This timeshare that we bought into was a complete money pit of yearly fees that increased every year and we were never able to vacation anywhere in Hawaii (Maui) with the timeshare we bought into. There were never available dates and the cost was exorbitant with each year. All the fees they hit you with and never disclose in their 5 plus hour sales pitch as well as using points towards maintenance are a sham. This actually never works. Do not buy into a timeshare!

    I am writing this review in hopes of warning others about the financial burden my family has endured due to our ill-advised decision to invest in a timeshare with Hilton Grand Vacations. Our consumer rights were disregarded, leading us down a decade-long path of regret, deception, and hardship. This started with a telemarketing call offering my husband, a military member, a "free" trip to Las Vegas. During our visit to HGV on the strip, we were tricked into purchasing a timeshare we didn't need. We were promised value appreciation and easy resale, but this was far from the truth.

    The financial burden began with the annual HOA fees, which were not mentioned during the initial sales pitch. As a one-income military family, these fees have become a significant drain on our budget. The dream of a lifelong investment for our children turned into a nightmare when we realized that they would inherit a financial trap instead. We were left in the dark about the increasing fees, painting a misleading picture of a "gift".

    Deployment and travel restrictions during COVID-19 made it impossible for us to use the timeshare, while non-owners enjoyed the properties without any financial obligations. In the ten years of owning the timeshare, we only managed to use it twice, paying over $5000 in maintenance fees alone. The point system became confusing, and our hard-earned dollars became practically worthless as our points expired, leaving us with no vacations and a sense of betrayal. As a realtor with a decade of experience, I can attest that timeshares do not appreciate in value and are practically worthless. My lack of familiarity with timeshares was a costly mistake, and I urge anyone considering a timeshare to think twice!

    I was offered a Grand Vacation and was hesitant to book. I was repeatedly told as a ** it is fully refundable. I was not told about the time share presentation at the time of booking, it was only upon my own research that I found this. When I called to cancel they told me it could not be canceled as it is not refundable. I mentioned that I was told repeatedly that it was and they told me I could not cancel. They would just extend. Beware the conditions they tell you on the phone are likely not true.

    I share my story with you as a cautionary tale, a warning to those who may be enticed by the promises of timeshare ownership. Please know, it will be NOTHING like what you are told. My journey with Hilton Grand Vacation began innocently, with a reservation for a work trip and the allure of earning extra Hilton points. Little did I know that it would lead me down a path of unexpected timeshare purchases and countless mandatory presentations. The constant pressure to upgrade, the lack of information regarding maintenance fees, and the long-term obligations were never disclosed.

    When I tried to get out of the timeshare, I was told resale was the only option. This would have left me with 70% of my “investment” in the hole. How can a $30,000 timeshare only sell for a maximum of $7,000? Then I had to pay an additional 25% as commission! It is a painful lesson learned, one that I regret. I wish HGV would consider the impact of these sales tactics on the trust and satisfaction of a customer. Timeshare ownership should be a joyful and fulfilling experience, not one filled with regret and financial burden.

    Hilton reps, from the timeshare sales people to the phone reps, have all been dishonest. If you want to overpay for dirty rooms from a company with questionable ethics, then you should sign up for a Hilton timeshare. If you want to spend THOUSANDS of dollars for something that can be had for a fraction of the cost, then you should sign up for a Hilton timeshare. If you want to be an unhappy customer for the REST OF YOUR LIFE, then sign up for a Hilton timeshare.

    I booked at Hilton Hotel and these scammers transferred me to the vacation package which the salesman said I can book any of the hotels and the days I wanted with the vacation promotion. LIES.... You get the hotels and days they have available in this vacation marketing promotion. I haven't gone on my trip yet because the hotels available only have double beds and I wanted queen beds. Also, they called me so much within the first month that I blocked all the numbers. They can keep the $230 prepaid cost I paid upfront, just to stop harassing me. If their marketing team is so dysfunctional because my timeshare presentation, that lets me know it's a bad service. I booked a weekend stay at the Loews Hotel and ❤️.

    I was sold the timeshare with details of how I could use it for great vacations and quick getaway weekends. Fast forward to my new member orientation (after the grace period to cancel) and it is explained to me that the salesman lied to me. I would need to pay an additional $21k in order to use the features that I was sold. The only response I received from the Hilton representative was "it was probably a Diamond salesman, sorry". So now I am out $17k for something I can't even use as described. RUN>>>RUN AWAY AND DON'T LOOK BACK!!!!

    Don’t get caught up with Hilton and their marketing offers. We had a trip booked, but due to COVID we had to cancel. When we called, they talked us into a discounted package to stay at a choice of 3 of their resorts for $100. This required us to attend their vacation ownership presentation. BIG MISTAKE! 8 hours later, we were timeshare owners.

    Unfortunately, what we didn’t know is the number of points they sold us was insufficient to book more than a couple nights during the week -- if we were lucky! We have spent hours upon hours searching their booking platform and have come up empty every time; leaving us paying bills with no vacations to show for it. Speaking of bills, the salespeople told us the maintenance fees would end once we paid off the loan. However, we discovered there is a perpetuity clause buried in the contract in the fine print. To make matters worse, these fees are not a fixed amount! Instead, they have increased every year since we purchased!!

    We have paid $7500 and have not been able to take a single vacation. Unfortunately, I was recently diagnosed with Lupus, so now I have astronomical medical bills that take priority of this timeshare. It has created a difficult time in our lives, and we are now facing financial difficulties. Had their staff been honest with us from the beginning, we would not be in this situation. Be very careful! If you do business with Hilton, your life will never be the same and I don’t mean in a good way. We believed that the Hilton name could be trusted and we could not have been more wrong!

    Avoid to use them!!!! I tried to book hotel with my card credits last night, and the hotel front desk transferred me to Hilton Grand Vacation sales to sell me the “package”. I told them the exact travel dates, and the sales told me I can use this package at that time. I asked if I need to pay extra or start a credit card. She told me no, I can use this package in the next 6 months without extra charge. I purchased it since it was a really good deal. But when I tried to book my stays online today, the disaster happened:

    1. It didn’t let me book online.

    2. When I called the customer service to book the stays, the agent, who’s a young girl named Anna, told me I have to pay additionally (which is way more than the package price) since it’s holiday season. Her attitude was so bad and didn’t let me speak. I said it’s different from the sales told me. She said since they are two different departments, the sales don’t know this info. And the package is non-refundable and emphasize the extra charge cannot be waived. It sounds like it’s my fault since my goal is waiving the extra cost only!? Sorry I just don’t want this package anymore as I don’t wanna be fooled!!!!

    When I told her I would like to talk to the supervisor to talk about how to figure this out, she told me she can cancel this package. Excuse me? So did you bullied me a couple minutes ago???? When I asked her if I will receive a cancellation email, she said “No! No email” with her arrogant and rude tone. Very rude “customer service” and dishonest sales! I feel my trust and dignity were insulted!

    I had purchased a getaway thru Hilton Grand Vacation for 3 day stay and a presentation for week of November 12th in Orlando. Had a family emergency the week before and needed to reschedule. Took me 2 days to get thru to customer service. Once I did was on hold for 75 minutes and was told I would have to forfeit the reservation. I lost $199 that I had pre-paid. Very disappointed that there were no options to even discuss for new dates. Also, very disappointed in Hilton which I have been a loyal customer of for 30+ years. This will be the absolute last time Hilton gets a penny from me and I hope the $199 they kept is worth it. I will look for other options with companies that care about their loyal customers.

    We attended a presentation on January 9, 2023 to determine if we wished to make a purchase. We chose not to do so. Upon departure we were given a voucher for up to $200 to be used within 6 months at a Hilton property. We had to choose which brand up front, which I thought was unusual and frankly unnecessary as long as it was a Hilton property. When we started to use the voucher, we realized 2 things. First off we had not stayed at the Brand that was specified on the voucher. Second and more importantly, we realized that the voucher was dated to expire on 7/09/2022, not 2023. Thus it was no good for us anyway.

    After making multiple calls to Hilton I got through to someone that I thought was going to help us get a replacement voucher. In the end the CSR told me that their marketing department did like to re-issue vouchers like this. She then offered us 15,000 Hilton reward points instead, telling me that this represented a night's stay. Fact is, it might represent less than 1/2 the points needed for a night's stay based on most of the locations that I reviewed. I emailed this CSR about this months ago but they have been unresponsive. It is unfortunate that we were treated in such a disrespectful manner from all involved. We generally like Hilton properties but will have to reconsider our position. We certainly would not trust HGV as they did not prove themselves to be honest or trustworthy.

    I'd like to start by addressing my initial contact with Hilton Grand Vacations. I was PROMISED a reduced rate to stay at one of their locations, which transpired however it led me into an expensive, frustrating, and disappointing experience. First, I had a horrible motor accident the morning of the presentation that left me in a wheelchair, dirty and bloodied and when making the attempt to reschedule the presentation, the promised reduced rate was then threatened to go to the original price I was unable to afford. Therefore I sat for over 2 hours tired, in pain, dirty, and bloody with no one addressing my current state. This interaction with them has led me to an unnecessary, debt-inducing problem that I have been unable to use for more than 2 years now because of their lack of availability or ease of use with the points I purchased.

    I was told that my points, times, and dates would not be an issue and it was. The maintenance fees alone are astonishing at $1200 yearly, and I can use that money alone to book an AirBnB and not be saddled with a mortgage debt. I attempted to rescind this contract almost immediately and did not even ask for a refund once I was able to return to the Northeast and rest (concussion).

    I was told it was now outside of the rescission period, which was not disclosed to me, and the contract is an overwhelming 83 pages long that their staff deliberately rushed through with me and seemed annoyed with the questions I was asking. I would just like to be released from this contract and move on with my life.

    We did a presentation last year in New York but ended up finalizing our purchase through the Orlando office with a promotion we were offered that we did not get at the NY presentation last year. We just came back from our second trip at the Crane in Barbados and it was nothing but fabulous. Everyone from the concierge, parking attendant, to housekeeping was warm and hospitable. My husband's gold bracelet fell behind the sink after brushing his teeth and maintenance was to our villa in minutes to get behind the cabinet and retrieve it for him.

    We first stayed at the Liberty Place in Charleston with our new ownership and the 1 bedroom we booked would of cost over $500 a night if we did not have the ownership. We also just booked a last call vacation for a new Hilton resort in Sedona and it only cost $400 for the whole week and we did not even use our points. Needless to say we are very happy with our purchase and have overall been very happy with every Hilton experience so far. Thank you.

    They don't deserve a 1 star at all! Hilton had a promotion and it was a good deal. When I tried to book my reservation, they told me it's not available. The representative told me I can book at any time and didn't mention anything about booking 6 months in at advance. I didn't know it is non- refundable and part of the timeshare. This was my first timeshare. Since I couldn't get a refund, I decided to use it this year for my birthday. The tour was supposed to be 2 hours long. It was at least 6 hours my husband and I were there because they kept trying to convince us to buy the timeshare. They send their top leadership to try to offer us a discount, we kept telling them we can't do it at this time. Then we thought we were done.

    A third rep came and loitered us into their package trial without any penalty and we can get a refund for our deposit back and we can cancel at time without any penalty since will not not be owners yet until we pay in full. We asked him twice and he verbally confirmed it twice. So I sign the contract. Stupid me forgot to read what I signed. All he said was sign here and there and initial here. Nothing mentioned about the 10days deadline for cancellation.

    Long story short, they have the worst customer service and representatives. It took more than 30 days to finally have someone to email me back to tell me they can't refund my deposit based on the contract and it is in writing. This company is very unprofessional and reeducation of the employees is needed to prevent this from happening again. I guess I'm not the only victim. I should have read the reviews first before signing anything with them and should have recorded the conversation with the sales rep. Lesson learn!

    Early this year when I booked a Hilton Hotel for a wedding. I got offered a 4 day 3 nights deal for 350. I was told we could go anywhere and book within 6 months or so. I was going to Las Vegas for a concert on the 22nd of October so I decided to take the deal that included a 2 hours sales tour for that weekend. When we got there they made us take a survey and asked questions regarding places we wanted to see, what goals and vision we had, etc. We were then greeted by the sales rep who took us for coffee and snacks. We then got a presentation, when that finished we had once again our sales rep waiting for us. From the beginning, my husband and I had agreed in saying no all the way. For some reason, I believed them when they said this was a different program compared to what is being sold.

    We were told in the group that this was NOT a timeshare, that this program was better because only points were used. So I told myself okay let’s give them a chance and see what they have to offer… that’s where I went wrong. They mushed us up and what they had to offer was very appealing. I asked a lot of questions and you could see that I was annoying the sales rep. He kept giggling after every question I asked. We were only supposed to be there for 2 hours. We were there from the start at 2:15 pm and didn’t leave until 7 p.m.

    These guys were good, I have attended 2 of these prior and I stood my ground, this time got me because I truly believed it was a different program and not a timeshare like they said they weren’t. Long story short, we signed, took the Amex financing credit card. I felt good after our meeting and had hopes that we did the right thing. The next day I had the buyer's guilt, I asked myself if I did the right thing or not. It wasn’t until 2 days later when we got home is when I took the time to read the contract… which BY THE WAY. They don’t let you read it to its entirety. They only go by small sections and straight to the signatures.

    There were many things in that contract I did not like. I decided to look them up and find reviews which is when I came across this website. Your experiences saved my husband and I what seemed to be a lot of headaches and much more debt. On day 3 and 4 I sent them the rescission notification. One signed by the both of us and a third one notarized as someone has recommended. I also emailed a copy of it to the client services manager so I could have a paper trail on top of the certified mail with tracking.

    I received a confirmation email and that it will be canceled, NJ state gives 7 days after completion of contract. I cannot be more thankful for finding this website and read every single one of these comments. I am appalled that these people can get away with this. I hope you all continue to fight and persevere until you are out.

    Warning to Potential Buyers - Deceptive Practices at Hilton Grand Vacations!!! I would like you all to know about my infuriating experience with Hilton Grand Vacations (HGV) at the Parc Soleil Resort. My encounter involved a slick, deceptive sales pitch that eventually led to me signing a timeshare contract, leaving me feeling swindled and exploited!

    I received a phone call from a Hilton representative offering me a 3-night stay at the Parc Soleil for $199, with a mandatory sales presentation. I didn't realize that I was being misled until I attended the presentation. My personal salesman, Alex Taylor, used manipulative tactics to convince me to invest in a timeshare. He didn't disclose information about Florida's 10-day cancellation law and rushed me through the process, leaving me unaware of the terms of my loan and the high interest rates. Using my timeshare has been difficult due to limited availability and unfulfilled promises.

    I was never told about the astronomical maintenance fees during the sales pitch. I am disappointed with HGV's unethical tactics and have informed Hilton about it. When I did, they responded by saying that there was no wrongdoing on their part and that they are refusing to cancel my contract. Don't fall prey to their schemes and only invest in honest ventures.

    DO NOT FALL FOR HILTON'S FALSE PROMISES!!! Hilton Grand Vacations/Diamond Resorts lied to me, and said I was purchasing 5,000 points and would be guaranteed a 2-week vacation at ANY of Diamond's Resorts or their affiliated properties. THAT NEVER HAPPENED. I was also offered a free visit to a location of my choice, to which I chose Sedona, AZ, however this trip was not how it was presented to me. Instead, this trip was solely for an UPGRADE MEETING. During this meeting they told me they’d combine my contracts, so I’d have 1 account. They failed at this basic task miserably and now I have multiple contracts. I was PROMISED availability at luxurious locations, that I have never been able to travel to. With the number of points, they sold me, it turns out I’d be lucky to get a weekend in Death Valley in July. They NEVER informed me that the maintenance fees would increase, and after doing the math, it’s already increased over 7% in the 2 years I’ve owned this.

    My stay at the Ocean Beach Club was gifted to my husband and I from his uncle earlier this year for this week in October. My husband passed away in June after a heart attack and 2 weeks of life support. I decided to still go and my son accompanied me on the trip. We arrived Friday about 330pm. Since we were early the room was not ready but was guaranteed check-in at 4pm. I was told I would receive a text message once the room was ready. Never received a text so we didn’t actually get into our room until about 6pm, after I asked about it at the front desk – okay fine…the desk got busy, understandable.

    Saturday about 3pm my son noticed bites on his arms. We checked the sleep sofa where he slept and you guessed it BEDBUGS! We immediately started packing and went to the front desk to tell them. They changed our room - originally 1403 to 503. They gave us the key to the new room and we went to inspect it. It needed to be cleaned so we asked if housekeeping could prep it for us. Front desk said it would take about 40 minutes and I would be texted when the room was ready. 4 HOURS LATER and (again) no text message we were able to go into the new room.

    We were actually hopeful that our experience would improve but the final straw was Tuesday when I asked if housekeeping could change the linen and wipe down our room. Apparently, this service would cost me $69. It was at that moment we decided to cut the stay short and on Wednesday we checked out and drove the 4 hours back home. There is a certain expectation any guest would have when staying at a property, especially a property bearing the name Hilton. To say there was extreme disappointment in the customer service received regarding the issues my son and I encountered is an understatement.

    Never receiving the promised text message, okay fine – bad but not horrible. Not once being contacted by a manager or supervisor regarding the bedbug and room change situation even after completing and submitting an incident report – is an unacceptable way to assure and ensure guests are heard and concerns are appropriately resolved. We checked out Wednesday and it wasn’t until Thursday night I received a text from a manager only after I mentioned writing a review. We heard a lot of “I’m sorry” from the front desk staff and I don’t doubt their sincerity. However, what we needed was more “I’m sorry” actions extending beyond words – proactive communication from managers, timely responses in getting things done, complimentary services/meals, etc.

    Thankfully it was only one night that my son was on the sleep sofa because 5 days later his arms are still bothering him from the bites. More nights in 1403 and we probably would have had to go to urgent care. It is my hope that in the future managers remember their industry is one of hospitality, which means time should always be taken to address the concerns of guests and then to do everything within their capacity to help make things right.

    We have had one of the WORST experiences with Hilton Grand Vacations. It is actually so sad because I had such high expectations for such a well-known company. Hilton seemed so great and made us feel so special by offering us a chance at winning a FREE vacation by spinning a wheel. I had won a free 3-night stay in Lake Tahoe but in order to redeem it, I had to pay $300 and attend an informative seminar about the resort. I was not hesitant to do this because I figured since Hilton has so much business and it is a well-known business, there was no way this was a scam. (Spoiler, it was a scam).

    This brief informative seminar was QUICKLY turned into a 10-hour, high pressure ploy to sell me a timeshare. Yes, you read that right, 10 HOURS…we declined their offers so MANY times we lost count. The only way to get out of this place was to sign. When they were going over the signing, it seemed like we got something pretty decent. What we did not know was that they lied about EVERY aspect of the contract, including the price we would be paying. This sounds illegal to me. Now looking back, the “free 3-night stay” was certainly not worth it. We felt horrible and used after that day, considering they had us sign for something completely different from what was pitched to us. This is a warning for everyone, BEWARE OF HILTON GRAND VACATIONS!

    I accepted the HGV offer to stay at one of their properties for three nights for $169. In exchange I would receive a $200 certificate that I could use at Hilton after completing my 2 hour timeshare presentation. I did the presentation and declined the offer to purchase. Afterward, they asked me to select a Hilton property for my $200 future stay certificate. I thought this was supposed to be a $200 credit that I could use for my current stay or for any future Hilton stay. They told me I couldn't use it for my current stay and I had to pick one from the list (Hilton Hotel, Doubletree, Canopy, Homewood Suites, Home 2 Suites, Embassy Suites, Hilton Garden Inn, Hampton, or Tru). Then after your stay, you have to mail in the certificate with your hotel receipt to get reimbursed.

    I had to make a selection, so I picked Hilton Hotels. The chances of me actually using this certificate are slim and I'm sure that was the plan, otherwise they would have allowed me the choice of ANY Hilton property to use this certificate. It makes me think that IF I had purchased, I would probably find out there were other things that weren't true.

    1. After confirming my hotel booking with one of the "packages", after I purchased concert tickets, other couples paid for their hotels and their flights. Then HGV called to tell me they made a mistake and they could no longer honor my booking. I could have a refund or pick new dates. I already made arrangements to go so now I am paying $1500 in hotel rooms for a trip I only booked because of a "package" that was offered.

    Separate incident. 2. The different locations and departments do not talk to each other or work together, every time I needed customer service the sales agent could not help, wait 72 hours for a manager, request assistance, they can't help, escalate it, call you back with an update, each department blamed the other department, I was even at a location in person, manager gave me a resolution and by the time I left found out the other departments would not honor the information and refused to connect with the on-site manager that was trying to help. Consistently pointing the finger at other locations of why they can't help or stating other departments gave me wrong information.

    Finally I asked for a Refund, I travel 60-90 days out of the year, I stay at Hiltons often, Hilton Grand Vacations is NOT part of Hilton according to their customer service reps, they do not care about the customer experience. They just want to sell their product and turn you over to someone else. Do not expect a Hilton experience from HGV. I also want to point out that I did not seek them out. They called and called and called. They stopped us multiple times while staying at a Hilton location, trying to sell their promotions, we finally agreed to hear them out just to have them give misinformation. Once off vacation we were given the runaround. Thank goodness we did not BUY into the program, I could not imagine how they would have handled a booking issue after they had their money and commissions, I don't want to deal with that headache every time I want to go on vacation.

    My husband and I have learned a hard lesson after buying a timeshare from Hilton. We have already spent $5,000 and have not received any of the benefits that were promised to us. We have reached the conclusion that they are not going to fulfill their promises, so we want to warn others before they are scammed too. On February 5th, 2022, we attended a presentation where the agent showed us pictures from their vacations in London and Hawaii, and then proceeded to pitch us several packages at different prices, which went on for hours. When we declined, a supervisor offered us 17,000 points for $10,000 and informed us that this deal was only available for that day. We felt pressured and had many questions, but we did not want to lose the opportunity.

    We were still excited about the prospect of vacationing in London and Hawaii, so we accepted the offer. One of the selling points of the offer was the ability to lease out our points for rental income, but we have been unable to do so despite months of trying. When it was time to review our contract, we were rushed and were not given enough time to ask all our questions. We were not informed about the annual maintenance fees that would increase each year, and we were not given a public offering statement. The number $10,000 was mentioned frequently, leading us to believe that it was the only amount we needed to pay since there was no talk of interest or fees.

    We’re extremely dumbfounded and astonished by the absolute lack of communication from a company as big as Hilton Grand Vacations. We were lied to, manipulated, and coerced into signing a contract with them. We declined numerous times over the course of 3-hours. We took time to write the executives of this company a detailed letter outlining all the issues and concerns we’ve had with Hilton Grand Vacations, and we’ve never even received so much as an acknowledgement of that letter.

    This is how Hilton Grand Vacations treats its paying members! You lure them into a “no obligation purchase” make them buy anyways, and then completely ignore them? This is beyond us, we want written communications from your establishment, on how this matter will be resolved. If there’s again no response from you, we will file a complaint with the Federal Trade Commission as well and escalate our concern to the Attorney General of California, who is well known for being a consumer advocate. We will expose your fraudulent acts of manipulation one way or another.

    My husband and I heard about an offer to try three nights at the Parc Soleil in Orlando for $300, and just have to attend time share talk, or $400 to include three night or four night cruise voucher. We chose the latter. We enjoyed our stay but our two hour timeshare talk turned into almost five hours. Lots of pressure to join, promises of great vacations. We succumbed and purchased the package. After signing, we were informed that our purchase was not for this resort but another a mile away.

    They said unused points would roll over, “no problem” but after signing, it was revealed a charge of $109 for unused points. We were then told how to game the system by booking, then Canceling within the 60 day window to preserve points. We signed a lot of paperwork, received our copy, went to the cruise desk, only to be told the certificate would be mailed to us!

    After reading the poor reviews. Once we got home home we decided to rescind the contract. Despite signing a page of two of recission rules, our copy of the contract had small paragraph denoting 10 day window by Florida law and where to send. We immediately typed out a letter, got it notarized and mailed it. The post office did not deliver overnight but 9 days later. While this was outside the window, the notarized letter confirmed we signed this within three days and Hilton accepted it and we got our refund. As for cruise certificate, it never arrived. Called reps twice and both times was told the supervisor or manager will get back to us! Am still waiting. This was our main incentive for trying this resort out and dealing with timeshare. Never trust this company, do not fall for any of their deceptive marketing tactics. They use bait-and-switch techniques and outright lies. If you purchase, check recession rules, send notarized letter within timeframe.

    I want to say upfront that I haven't yet taken my vacation, but I just finished paying for and booking it, so I am reviewing that experience. The booking experience has been such that I will probably never book another vacation with Hilton Grand Vacations, and will likely avoid Hilton hotels moving forward.

    The bad:

    1) I was sold a cheap vacation after signing up for a Hilton Honors account. The initial deal sounded good, however, as described below, I didn't get an accurate picture of what to expect.

    2) I've made over 10 calls with Hilton trying to book a hotel. My goal was to book any hotel in Hawaii (except Honolulu). I made these calls in September of 2022 trying to book *any* HGV hotel in January, February or March of 2023, however there was NO availability. I also said I would pay for an upgrade (to a suite) if I get the location and dates I preferred, however again, NO availability.

    2) I ended up booking a hotel in Honolulu, however Hilton couldn't even tell me what Hotel I would be staying in. This really sucks as I only like 2 out of their 8 options in Honolulu.

    3) I learned on the call after I made my final payment that I would have to sit through one of those dreadful presentations to buy a timeshare, this was not communicated to me during the sales process.

    4) I have not received a single email from Hilton confirming that I have paid for, or booked the vacation; I did receive multiple emails reminding me to book my vacation, and submit my final payment. I find it odd to not receive any sort of confirmation after I have paid for a vacation product.

    5) The HGV website is extremely slow. Minor issue relative to the above points, but every time I used it, I would click a link and have to wait 20-30 seconds for pages to load, despite being on a very fast internet connection.

    The semi-positive:

    1) Having called Hilton many times now, I will say that I talked to a couple very nice and helpful representatives. I also talked to a few that were not helpful, so I'm neutral on their phone service, at best. It lacked consistency, but I would recommend hanging up and calling back in if you get someone who is rude or not helpful.

    Our experience with Gold Key was satisfactory-even pleasant, but after Diamond Resorts acquired them, my wife and I pressured to upgrade, which increased costs and decreased the quality of our vacations. The staff at Hilton Grand Vacations urged us to convert our contract to HGV points, but all the promises made turned out to be false. We were not informed of the annual maintenance fee or legal right to rescission. The staff told us our points would cover 100% of the cost of flights and cruises, but only about 40% was covered. Availability is scarce at best, making the timeshare virtually useless. We've spent over $27,000 just to be taken advantage of. We are left to wonder if the staff intentionally preyed on us because we were elderly. We want our old Gold Key membership back.

    Hilton Grand Vacations bait and switched us. They offered us gifts to attend a ‘meeting’ in which we were coerced into signing a contract with them. We were there for 4 hours, when we were told it would take 1 hour, at the most! We declined the salesmen’s offers several times, but they did not listen. The sales reps were coming and going like there was a rotating door in our meeting room. Hilton distinctly described this as a REAL ESTATE INVESTMENT. Timeshares are NOT an investment; I can assure you!

    Hilton also LIED about the unlimited availability this purchase would offer us, but every time we go to book a reservation, there is nothing available. We told the salespeople we like to travel spur of the moment and we were assured that wouldn’t be a problem, in fact, they said most people do that. Turns out, if you want to book a reservation, you must do it AT LEAST a year in advance. We’ve never booked a vacation a year in advance, and likely never will. This timeshare is completely useless to us.

    The last thing we expected was to be dissatisfied with such a trusted brand name as Hilton, but here we are. We have purchased from Hilton in Utah and Nevada and both times we were misled by the sales agents about the benefits, cost, and availability of the unit. Since our purchases, the truth has slowly come out. The things they sold us on do not match our contract and what we signed for. We had faith in these sales reps to truthfully explain what we were purchasing, and they were not even capable of doing that. They never informed us of our 16% interest rate, recession period, or Public Offering Statement. So, if you are thinking about purchasing a timeshare with Hilton, don’t.

    We attended a sales presentation last week at their Virginia Beach sales office. A girl at our hotel talked to us shortly after we arrived about listening to a 90 minute presentation and in return receive an 8 day 7 night stay at Oceanaire for taxes and fees so approximately 400. We went to the meeting open minded and make all decisions jointly. We met with Noah from 11 to 12,:30. At first it went well. He established rapport and got to know our travel habits. He showed us wonderful locations on his flat screen tv. After so long I finally said, "What does something like this cost?" He brought 2 offers. The first one was the only one we would be interested in as it should get us two weeks vacation per year and we normally do three. This plan cost 28k and we needed to put down 5k today and there is another 2,051 per year in fees associated with this plan.

    He tried to sell us a Hilton Amex at 0%for 12 months for the down payment. He left so we could discuss. I expressed concern price and even when the 23k is paid in 10 years we still have the annual fees. Then when you do the math this costs us 1,136 per month. If we break the 5k down to pay off before Interest accrues I said we simply cannot add that to our budget at this time. He showed us three more less expensive plans but these won't get us enough points to do at least two vacations per year so that is not going to be of any benefit to us.

    I also explained I switched jobs and am still not sure how my bonus will work yet and that is how we typically budget for our vacation each year. When we finally gave him the hard no Noah became enraged and verbally attacked my husband. He said, "You are holding her back. She wants to go and do this. You don't care about her making memories. She travels without you. That is a red flag to your marriage. You only wanted our free trip. Nothing I could do would have sold you this. You are holding her back and don't care."

    He also slammed our folder down on the table. This was after numerous times saying there would be no hard feelings if we walked away today. They pressure you, do not give you a chance to leave and talk about it. He said these deals are only good for today. This was the worst sales experience ever. You don't always buy a car from the salesman but you don't expect to be verbally attacked when you do not. I have called to speak to their sales manager Dom and sent two emails. No response as of now. I doubt I will get one after reading many reviews.

    I am thankful to God we walked out without purchasing anything from this crooked organization. It may just be Hilton Grand Vacations but it is still associated with the Hilton brand of hotels and that is what we primarily use on our vacations. This is very disturbing that they allow this practice to go on under their name. Read all reviews. People that did fall for this are very sorry they did and often cannot use their points so you are better off planning your own vacations just as I have our 23 years of marriage. And by the way there are no red flags in my marriage. I travel sometimes with a dear friend who is like my mother to treat her

    and we have a great time. And my husband is confident In our marriage and never holds me back from this. Please do not buy these expensive useless timeshares. You will regret this.

    Our stay at the Trump Hotel with Hilton on the Las Vegas Strip for Christmas 2019 turned into a terrible ordeal. Upon arrival, we were forced to attend a presentation to get a room discount. What was promised to only be 90 minutes, turned into a 3-hour ordeal with multiple relentless salesmen. These salesmen presented us with outrageously high offers, only to lower them slightly after our objections. The $11,000 offer we eventually received was still exorbitant, but we were led to believe we could travel to dream destinations with ease. The salesman conveniently omitted important fees like maintenance, operational, and reservation fees. We've since discovered that we were misled about the flexibility of our timeshare.

    Adding to the disappointment, I lost my well-paying job due to COVID-19, making the financial burden unbearable. Despite faithfully making payments for over three and a half years, we haven't been able to use our timeshare once. Our stay at the Trump Hotel was marred by deception. I demand release from this contract and strongly advise against engaging with Hilton's sales team if you value honesty and transparency.

    Hilton Grand Vacations coerced me into signing a contract with them, after having declined numerous times with them. I was PROMISED discounted access to Disney parks, and airline tickets, and more stays at Hilton hotels. NONE OF THIS WAS TRUE. I’ve spent a lot of money on this useless timeshare. There’s never any availability, which begs the question of why I was promised I’d have priority availability!

    The financial malfeasance is palpable. I was told my monthly payments would be $392, yet they are sending me bills for more than $600 a month. I have been trying to fight this injustice for months now, yet no one will take accountability for the errors made by Hilton employees. Be mindful of hidden fees, inability to book rooms without extra fees. Do Not Get Involved with Hilton Grand Vacations! You'll Quickly Regret it!!

    My wife and I have been misled by timeshare representatives with Hilton Grand Vacations. We feel defrauded as we have invested hundreds of thousands of dollars in upgrades that have yielded no benefits, despite repeated assurances from salespeople. We were not provided with information about our interest rate, leading us to accumulate a significant amount of debt without our knowledge. We fell for the trick of attending "owner updates" that were actually sales presentations.

    Furthermore, they apparently used fake websites during the sales presentation that showed abundant availability at all the resorts, making it appear that we could travel the world on a moment’s notice. However, this was not the case. As an example, in 2017, we attended an owner's update at Mystic Dunes after booking a trip there. We were paired with a representative named Juan ** (lic#**). Juan promised us that if we upgraded, we would have access to a website exclusive to Platinum owners with boundless availability at all our preferred vacation locations and dates. If only that were the truth.

    When we returned home, we found that the website looked the same as before, and we couldn't book any new destinations with our preferred travel dates. We called the exclusive Platinum Owners number for assistance, but it turned out to be the general phone number with long hold times. We were unable to find our dedicated travel consultant or receive our new exclusive login.

    Furthermore, in 2023, we attended another "owner update" hoping to find resolution to these issues, and asked to speak with an experienced supervisor. We managed to decline buying into the "uppermost tier" (which we had previously been led to believe we already had) that "would solve all those issues". Under pressure by the timeshare sales manager to not miss a "VIP opportunity", we actually ended up buying an additional "VIP Package" from Aubrey ** (ID#**), that we thought would allow at least one week of priority access. That ended up being a deception also! We had no priority in booking the week, and holiday times are not included.

    To add insult to injury, we both have to be present that week and attend another sales presentation-which we were not told of at the time of purchase! We finally realized that these various deceptions have been intentional, and that the only outcomes that timeshare personnel are seeking are in regards to their own benefit, regardless of the devastating loss to honest, hardworking families.

    First time going to their pitch because I had a cheap stay in Vegas. Would I do it again? HECK NO! Its not worth the money I saved or my valuable time. Let's break this down so you know what to expect if you go (Don't Do It!) or if you are thinking about doing it...

    1. Sales Pitch - That's all this is, if your kid is going to become a salesmen then bring him to one of these pitches and you will see everything from good cop, bad cop to used car salesman. You can only check- in 10 minutes before your time, then they introduce you to your salesperson. Then they bring you in this 15 minute presentation where the guy shows you "Look at all the fun I had with my family doing this.." blah blah blah. After that you are walked back to your sales guy desk, he shows you a survey you took and highlights some of the key points that you said, butters you up talks about how much you are going to spend in ten years of traveling. Shows you to a suite you can book when you become part of the program and then after that the used car salesman comes out. "If you don't like this offer let me get my manager and he will customize one for you." The NUMBERS don't add UP.

    2. REASONS TO SAY NO!! - The numbers Don't add UP, they kept going on about if you vacation for 10 years at 30 days a year you will be spending $60K .... Actually that's wrong because you have to account for travel to where you are going to go, food and XYZ. So Off the bat the present to you well if you have 22K points to use instead of money they you could spend those points at this destination, or this one... Well points don't get me to where I want to go and how much do they want for 22K points a year. $140K, yes $140,000 just to get you into the program and get started with those points.

    So in 10 years you're saying I'm going to spend less than half that cost but you're asking me to give you that much money just today. Then after today I will be spending points but I still need to spend money on getting to those destination, food and whatever else I need but I'm "saving money". On top of that there is a yearly fee of $5k, yes $5,000 so in ten years I'm going to be spending $50,000 just for the yearly fee. So, I'm going to spend just a little under what I was going to be spending just on your yearly fee than what I would have spent on my vacation....

    See the numbers just don't add up and it's not worth it at all, none of these timeshares are worth it from what I researched. You want to do a timeshare, just invest in some property and it will do you way better. Heck you might be able to find someone else who wants to invest in property and it's your way of a timeshare without the middleman.

    Anyways I hope this help you to decide on not doing this presentation. TRUST ME just save your time and so you know my wife and I did say NO but if you do go make sure you wait until the guy comes to sign you out so you get whatever points that are awarding you and also it shows you were there during the whole presentation and they can't charge you extra that you saved for your room stay because they would say (well our records show you didn't stay the whole time so now we have to charge you full price for the room you stayed at). Take care and hope this helped to save you some time, grief and everything else in between.

    Me and my husband were scammed $63000 of our savings money to purchase a Diamond Resorts/Hilton Grand Vacations timeshare that was all a complete lie from beginning. The sales person at Cabo Azul resort where we were vacationing took advantage of the fact that I have cancer and sold me a dream that was a lie. Showed me Hilton properties and told me I can stay at many Hilton locations with my points. That was a lie! He said we will have priority as owners when it comes to bookings, that was a lie too. There is NO Hilton property we can choose from, the properties that are available are cheap and not what were shown at time of timeshare presentation! Even the cheap hotels have no availability at any of the dates we want to book. Hilton Grand Vacations and Diamond Resorts is a scam. Wish someone would go after them and help all of us.

    First of all, presentation was not 1.5 hours. It was 3 hours. After we listened, we said no thanks. Staff salesman told us if we gave him a bad review he would be in trouble. Didn’t even thank us for our time, just turned us over to the survey guy. Of course he attempted to push one last package on us. They have high pressure tactics. Even the initial salesman was pushy. Told us to respect him and respond back to him during his presentation. After him talked to 3 more salespeople. The whole thing was something to do on a rainy day. Thankfully we are not easily pressured. We attended a timeshare presentation years ago. Practically pushed down steep steps out a back door after we said no. We never forgot it and still laugh about it to this day. Sad the tactics haven’t changed. For this reason we will likely never do a timeshare. After all these years pressure tactics haven’t changed. Thankfully we dodged another bullet. Thank God.

    My wife and I purchased a timeshare during our vacation in Myrtle Beach in 2017. We were hoping for a pleasant and relaxing experience, but unfortunately, things did not turn out as planned. The sales team took advantage of us, which was very disappointing. As a Staff Sergeant with the United States Marine Corps and a volunteer firefighter, I value honesty and integrity, and I regret that we were deceived and misled by HGV.

    We were approached by a representative who offered us 50,000 Hilton Honors points in exchange for a one-hour tour of the new property in Myrtle Beach. We thought this was a fair deal, but it turned out to be the beginning of an exhausting and prolonged sales pitch. Despite explaining that we couldn't afford the purchase, they persisted and pressured us for hours. During the signing process, we learned that we were not buying a timeshare in Myrtle Beach, but in Las Vegas instead. We were rushed through the contract and told where to sign and initial without any explanation.

    We thought that we would have something to leave for our children and the ability to stay anywhere, but that was not the case. The timeshare had increasing fees and availability issues, and we were not able to use it. We were also informed that we would be able to sell it easily, but we found out that no one wanted to buy it, even for $5! HGV has made millions scamming people. Maybe it’s time we all start fighting back!

    We have an upgraded HGV membership. It was gifted from family so all we pay are the maintenance fees and taxes. It is not even worth that. We have discovered that Hilton rents out rooms in their HGV resorts to the public, so that is why there is hardly ever any availability. I have done the math, I can actually rent the room for cash from Hotels.com cheaper than my maintenance fees. Oh and when they tell you they will buy it back, they mean 10 cents on the dollar, we checked. Or you can attempt to sell it on their resale site for 10 cents on the dollar minus a 30% commission. Very poor value.

    Unfortunately, I am one of the many who has succumbed to the smooth talking HGV presenters & customer service reps. It sounds good upfront but it's a terrible post sales customer experience. There is limited value to signing up. The bonus points are unusable due to EXTREMELY limited availability. The true value of a membership is void. The deed is worthless. Even when you can find availability, the locations are average & the facilities 5/10 at best. After checking in, customer service will harass you to attend another time wasting presentation. They're slick scammers. BEWARE- don't fall into the trap!

    My wife and I were lured into a devastating trap by Hilton's deceitful timeshare sales tactics. A cold call offered a free stay in Florida to attend a sales meeting, where we were misled about luxurious vacations and potential profits. We bought a package, hoping for travel opportunities, but availability was a constant struggle. Our sales rep vanished, and her replacement pushed us to upgrade during an owner's update in Vegas. We fell for it, but the promises were empty, and we were locked into a predatory contract. Shockingly, we learned our children would inherit this burden after our deaths.

    The supposed "safeguard" of a buyback program turned out to be a lie when we tried to utilize it. Hilton's dishonesty runs deep, and our dream vacation turned into a nightmarish financial ordeal. We caution anyone considering a Hilton timeshare to steer clear, as we now deeply regret trusting their salespeople and are suffering the consequences of their fraud. We recommend everybody to avoid Hilton Vacation Club at all costs.

    Hilton Grand Vacations scammed us after we told them we were not interested in a timeshare, and conveyed to them how we were scammed by another big timeshare company. We were reassured Hilton was different and our experience would be the opposite of what we’ve experienced before. In the end, it was the same thing! Our Rep at Hilton also informed us, if we were unsatisfied at any point, Hilton had a buyback program. This lowered our anxiety levels, so we decided to give them a chance, but it turned out just like our other timeshare. We tried to cancel this and utilize that buyback program, and we were told Hilton did not have a buyback program. It is our firm belief that all timeshares are the same and all timeshare salespeople who say anything to make a sale. If it was possible to give negative stars on a Review, that’s what this would get.

    This whole experience has been less than enjoyable right now. It was bad enough that the reservation department is very inconsistent and some down right rude, but this whole process has been a nightmare. I signed up for this package to see if I wanted to be an owner. My automatic payments just erroneously stopped for 3 months. I contacted to find out what happened and they didn't know but I incurred late fees which was wrong. I had to fight to get them removed because it was not my fault.

    The first person I talked to was so rude and dismissive. HGV is not like Hilton Honors. They don't provide receipts of payments. I asked about it and was told that HGV doesn't do that and I would just have to, "Keep Checking My Bank Account Every Month," which is ridiculous because if there was an issue with my payment going through, I should get a notification. I should get a receipt so I can Account for what has been paid and the balance over the years.

    Then I had to reschedule 3 times because they didn't have 2 bedrooms available which makes it very difficult to plan a trip. I tried to have a positive spin, but this has been terrible since I arrived last night. Front desk was confused because my reservation was for one night when it is 7 nights. I was told that it was split up, the concierge didn't have me on the list and had to go to the computer to find me. I was told that I would have to recheck myself back in this morning. The wifi was terrible where I had to literally stand in the hall and then go back to the lobby just to get a proper signal or order food. I talked to the wifi people and he acted like he didn't understand because it was connected on his end. Turns out that the wifi box was bad and maintenance had to switch it out. This took hours to get resolved.

    I finally recheck myself in this morning to find out that they split my reservation 3 times. So I have to recheck myself in AGAIN on the 25th. At this point, I was annoyed to where the supervisor got involved. As I know the reservation process is not their fault, this has deterred me from wanting to be an owner. I have been a Diamond Hilton Honors Member for several years now and I couldn't even get a straight answer for a while of making sure I receive points for my stay. This is total chaos and looking at the reviews, I am in one aspect glad, but horrified that I am not the only one that has had a terrible experience with this. And I don't understand why HGV doesn't take this into account and make it more appealing to be an owner. With technology today and the importance of clear and precise communication, it deters people from wanting to invest.

    The room and view is beautiful. Most of the staff here is very kind, but the rest of this has been quite upsetting and I didn't drive 4 hours to continue to be stressed out in a matter of 12 hours let alone the whole ordeal over the past year. So I am convinced that I won't be investing in packages let alone membership with HGV again. And they represent Hilton. The hotels are wonderful and that is why I stayed and thought this offer was a great idea for get aways. But never again. Thank you HGV for a terrible start of me and my daughter's vacation. Also, these resorts do not take animals and I am a disabled vet training my dog to become certified. If my son wasn't staying extra, dog care would have cost me an additional $250. I am okay with paying pet deposits and thought that it would be similar policies for HGV which it isn't. Too many negatives to ignore.

    My advice is not to buy any kind of vacation package with this company or any company for that matter. Over 10 yrs ago we bought a timeshare through a small club in Florida. It got bought by Diamond International which went bankrupt, then sold to Hilton Grand Vacations. Thru the years we upgraded 3X to reach a “silver level”. HGV didn’t honor our level and wanted more money to get to the same level. We had trouble booking places that were supposed to be available to us. Maintenance fees have gotten way out of hand. It’s just not worth the money!!

    I bought into a Hilton Grand Vacations Program. The promise was, ‘I could go anywhere Hilton had a facility’. I paid for nearly a year. When I started to make travel plans, I started to contact the company. It turned into a nightmare. I was not able to use the program even though Hilton had a property at that location. Expecting I was going to use that location I failed to make other arrangements. I paid dearly. I had a nightmarish vacation. I could have been injured. The vacation that was supposed to be a break for me became a never ending scene from a horror movie.

    Why do companies get away with this??? I am still waiting for a refund the company is claiming they sent to me. All communications remain unanswered. Why is this possible? This is not fair and should not be allowed. If the company suffers losses maybe they will stop. Otherwise it will continue to inflict pain and suffering to people whom they lure to buy into their games. That is cruel.

    Hilton Grand Vacations is beyond manipulative and vindictive!! They told us to falsify our income and told us we’d have DISCOUNTED ACCESS TO EVERYTHING DISNEY RELATED. I sure bet, Disney would LOVE to hear about this, and how another company is luring people in with such blatant lies about giving access to their theme park as a selling point for a timeshare! We were told this ‘Meeting’ would take 1-hour; yet we were there so long that we were told to come back the next day to finish the contract signing. Spending 9 hours on the first day is RIDICULOUS! We also never even received a copy of our contract! What a shady company! Hilton Grand Vacations is scamming people left and right, and those people don’t even know it! How truly gut-wrenching!

    This was purchased a little more than a year ago, and we have not been able to use it due to the non-existent availability, we were told would never be a concern. During the contract signing, which was being recorded, each time we asked a question they stopped the recording, gave us a vague half answer, and then started recording again. This is how they cover their lies. DO NOT BE SUCKERED INTO THEIR SCHEME!!!

    I was promised a great experience and my money back at the end of tour. Got bounced around to be told… no one knows where my money is… Sent me two places to then say, "Front desk will give it to you when you check out" and then front desk said, "That’s not true" & sent me to another desk that sent me back to front desk. Still no money yet. The rooms were smelly and dirty to be told that if I buy I’d get treated better. Terrible experience… Will never stay at Hilton & suggest no one should. Rude, lying people!     When you speak to the initial salesperson everything is all good. All they have is Good news. Every question you ask they provide assuring answers. At least that’s the impression I got. I clearly knew the destination I wanted to go to only four hours driving time from my home. I called to make reservations 32 days in advance. Was told the dates in September weren’t available until December. They told me when I purchased the prepaid package I have a whole year to book. So if I paid for the package in June why would the first available date for a hotel be in December. That right there is misleading because if the company has no availability all those months that subtracts from the year they claim I have. I’m one solo traveler and I find it hard to believe the Hilton that owns at least 10 different chains don’t have one hotel room available in a city as big as NY? Something weird about that.

    I think the deposit is put in some escrow account where they earn interest off your deposit. This is why the longer it sits, the more money the company makes off your deposit. There’s no point of buying this vacation package if I can’t reserve the days I want. Hilton basically wants to tell you when to travel not the other way around. Booking a trip a year or two out ahead of time will not work for someone like me. There would be a high probability of me cancelling or having to reschedule due to unforeseen circumstances.

    Consumer affairs can email me with any questions they have. This is a real review. I just spoke to Hilton Grand Vacations today and was told what I mentioned above about the dates not being available. I spoke to Antionette first. She put me on hold, disconnected and never called back after asking me to confirm my confirmation no., name, address and phone no. I called back and spoke to Furly (probably misspelled). What a waste of my time. I was on the phone 30 minutes signing up for this vacation package that I can’t even use.

    My husband and I bought a semi-annual contract in November 2022. At our first membership review last week (only nine months after purchase), we were basically told that what we had purchased was so bad that they had stopped selling that type of contract and that they could "fix" it for another $20,000. We were told repeatedly that if we didn't "fix" it, it would be almost impossible for us to book any future vacations. I feel like we've been totally scammed. I would recommend that you RUN, don't walk away from any Hilton Grand Vacations Club presentation.

    DO NOT BUY! DON'T FALL INTO THIS TRAP! They promise you 7 nights and even if you call to reserve 8 months ahead of time you are told there are no reservations for the 7 nights and can only do 3-5 nights which means you lose out on the other points. They know this so you essentially lose out on the money you paid. They try to tell you to call back and check for availability. They will offer you a 2-night stay halfway across the country on minimal dates that are impossible to do. Walk away from the sale presentation and don't buy this. Do your due diligence and research this; you will see the same complaints repeatedly. If you see this, it's for a reason. Ultimately, you will ask yourself if it's better to cut your losses and cancel with no refund because it's better to do that than deal with them.

    I have owned a Hilton Grand Vacation property for probably close to 10 years now, would need to check my contract date to verify exactly how long. But my point is that everything I was told during the sales process was a lie. Book whenever you want, Lie. I have tried to book close to 6 months to a year in advance and can never get availability when I want and where I want to go. Maintenance Dues do not increase each year and if they do, it's very little. Lie. My dues for Hilton GV Sea World maintenance dues are now close to $1200 per year. Add in Property taxes to the maintenance dues and I could probably pay out of pocket at least 3 to 4 days of the week long stay, so the sales pitch that if you were to pay for a vacation out of pocket, it would cost you much more is a Lie!

    I have had to transition over to RCI to get the Resort and time I want because it was not available from Hilton and pay the extra fees to do it, although it was a Hilton Resort I booked through RCI. Does that make any sense? Liars! I can honestly say, the Hilton Grand Vacation Sea World property / timeshare membership purchase was one of my biggest if not the biggest financial mistake of my 60 year existence. I will end with this, like the buying a boat saying, The BEST day of your HGV ownership is the day you sell or get rid of your HGV timeshare ownership!!

    I accepted Hilton Grand Vacation promotional offer. Paid my $599 for a 3 night 4 day stay in NYC. I did my part. I tried to book my experience 4 months in advance. Every group of dates I tried to select were not available despite each of the eligible hotels having availability if I booked directly. Why offer a program that you cannot fulfill. Sadly the "promotional opportunity" is non-refundable despite Hilton's ability to honor their side of the agreement. This is ripe for a class action. Look forward to be included as a plaintiff. Buyer beware.

    My encounter with Hilton has been a nightmarish ordeal from beginning to end. The level of incompetence and deceit exhibited by their staff is appalling. Despite our detailed concerns, we received no support or resolution to the series of complaints we outlined to their executives at their corporate office. Hilton’s salespeople shamelessly manipulated us, promising an upgrade that would eliminate maintenance fees and provide a buyback program, only to find out it was all a pack of lies.

    Contract signings were rushed, and crucial information was withheld. The forged document incident was swept under the rug, showcasing Hilton's lack of professionalism. Their careless handling of documentation resulted in multiple contract redoings. The sheer audacity of Hilton's salespeople to commit elder abuse is unforgivable. Hilton prioritizes deceit and incompetence over customer service. I strongly caution anyone considering doing business with them. The financial strain and emotional distress caused by their unethical practices outweigh any benefits. Hilton's lack of accountability and transparency is disgraceful. I will actively discourage others from engaging with this company. Avoid Hilton if you value your sanity, trust, and hard-earned money.

    As a longtime Hilton customer, I'm deeply disappointed and angered by the scummy tactics employed by the company to lure me into purchasing a garbage timeshare. My trust in Hilton has been shattered, and I feel the need to warn others against falling victim to this horrible scam. I was relentlessly pressured by a Hilton representative to schedule a trip immediately through Hilton, even when I was dealing with serious health issues.

    Upon arriving at the Elara Hilton Grand Vacations in Vegas, I was blindsided with the revelation that the vacation package was merely a ploy to coerce me into attending a timeshare presentation. This was never disclosed to me beforehand, and I was under the impression that it was just a courtesy visit to view the hotel facilities. I was pestered by sales agents who used manipulative tactics to sell the idea of a timeshare as an "investment" with the promise of luxurious vacations and the ability to pass it on to my children.

    Despite my clear disinterest they persisted in pressuring me to make a purchase, eventually convincing me with false promises and downplaying the true costs involved. The signing of the legal docs process was rushed and non-transparent, leaving me feeling overwhelmed and taken advantage of. They purposely failed to inform me about my right to cancel the contract within seven days, nor did they disclose the full extent of the fees and charges I would incur. It was awful!

    Since that dreadful day, my timeshare has remained unused, as I firmly believe that I have fallen victim to a fraudulent scheme. I cannot recommend Hilton Grand Vacations to anyone. They are a scam. It’s been an uphill battle trying to get my timeshare nulled. One of their reps sent me a very snarky email responding to a letter I sent to their headquarters. I was shocked at how heartless Hilton has become. I see that many others have been taken advantage of and look forward to seeing the day justice is served and Hilton and its greedy salespeople are held accountable!

    Over the weekend, my family and I decided to visit Hilton Head at an incredibly low rate, but there was a catch - we had to attend a timeshare presentation. As someone who works in sales, I've always been curious about the timeshare sales pitch, so I was willing to give it a shot. The presentation was supposed to last for two hours, but it ended up taking closer to three.

    Upon entering the meeting room, I was impressed by its cleanliness, and the attendees were all well-groomed. The organizers had thoughtfully provided coffee, water, and snacks for everyone. The salesman leading the presentation started by trying to establish a connection with us, finding common ground to create a friendly atmosphere. He began by asking about our opinions on timeshares, and he jotted down the negative words that came to our minds, like "ripoff," "expensive," and "low value." It was evident that he was accustomed to hearing these concerns, and he tailored his pitch to address them directly. Using examples, simple math, and visual aids, he attempted to build value in the product and persuade us of its merits.

    Following the initial pitch, we were taken on a tour of the property, which boasted a lovely view overlooking the pool and beach. When we returned to the unit, the financial manager joined us. He presented various options and made it sound like he could save us money. However, as I had some reservations, I requested to review the purchase contract overnight and inform them of my decision in the morning. To my surprise, I was flatly denied that opportunity. The salesman insisted that I couldn't read the contract before making a decision; instead, I had to agree to purchase and start signing, and then he would allow me to read it bit by bit as I signed. This approach seemed dubious, and it left me with the feeling that they were hiding something.

    I have a strong suspicion that this practice is not only unethical but potentially illegal. Refusing to disclose the full contract to a customer before signing is a red flag for a potential scam. Customers should be entitled to review all the terms and conditions before making such a significant financial commitment. After this experience, I couldn't help but feel that they were trying to pressure us into a hasty decision without giving us a fair chance to fully understand what we were getting into. Signing a contract should not be a blind leap of faith; transparency and honesty are essential in any legitimate business transaction.

    My husband and I entered into a Hilton Grand Vacations contract a year ago, and so far, our experience has been HORRIBLE. In May 2022, we received a call offering a three-night vacation for an enticing price. All we had to do was attend a short meeting, or so we were told. The whole presentation was nothing but smoke and mirrors filled with high pressure and false financial claims. They painted a picture of a real estate investment that would allow us to reciprocate incredible travel opportunities for our future and our children’s future.

    Despite our initial excitement, we were cautious about the high price. Hours of negotiation followed, and eventually, we settled on purchasing 5,000 points every other year. Unfortunately, when it came time to sign the contract, we were rushed through the process, with important financial information being either hastily glossed over or completely omitted. We were never shown the truth in lending statements or informed about the exorbitant interest rates we would be subjected to. Had we been aware of these astronomical charges, we would have never signed anything.

    Shortly after signing, we discovered hidden fees associated with our HGV membership and have experienced extreme difficulties finding availability for booking. We were shocked to learn that we had to pay a fee to keep our points for the next year, along with increasing maintenance fees. Our 5,000 points are practically worthless. We have come to realize that continuing with Hilton Honors and IHG Rewards programs would have been a far better deal than owning with HGV and now we are deeply regretful that we fell victim to it. We have lost all trust with Hilton and want nothing to do with them or this contract.

    I went on one of the Hilton Grand Vacations Promotions to Las Vegas almost three years ago. I a wonderful time. I sat through their 3 hour sales pitch and refused to buy anything. About a month after that I started getting follow up calls. I still did not buy anything. Then the Tsunami came in. I started getting SPAM calls daily from companies claiming to be part of the Hilton organization. For a while I was getting 4-6 calls every day Mon.-Sat. Now three years later I am still getting calls nearly every day that start out, "Since you vacationed with Hilton Grand Vacations in the past..."

    Apparently good old Hilton sold my information to people who have sold my information so that I am now doomed to a life of Hilton related SPAM calls. Hilton sold me out. I was loyal to the Hilton organization for over 20 years of my life and they sold me out. I would be careful dealing with them ever again. If you buy from them you might be okay. If you don't buy then prepare yourself for a life of endless SPAM calls. I am sure they did this out of pure spite. I am so disappointed in the Hilton organization for selling out my life. I hope it was worth it to them, since I will never do business with Hilton in any way again.

    I went on a trip to Hawaii with promotion offered by Hilton, but my wife and I had to sit through a sales pitch. My wife loves Hawaii so if offer was good, we were looking to possibly buy it as we bought a membership for another hotel and enjoying it. Offer and promises were very good, but I simply got conned. They were very smart to get a young Korean person to do the sales pitch as I'm Korean. They know exactly our culture in how we will trust and support young Korean salesmen. Long story short, he did a number on me. Shame on him!

    They don't allow us to access the website until rescission period is over to cancel the contract. When I went in, I was not able to find any available dates for the unit we had previewed and thought bought into. I even looked to next year but it tells be I'm out of date range. What they do is have whole bunch of slots opened for 2 days, but when we book, we need to book for minimum of 3 days which they don't have anything available. Also, I was given a flyer of how many nights I have with points I was buying. Points I have is less than half of the value from what I was told and what was on the flyer.

    I did the numbers of booking the hotels I want online, and the money I spent along with annual fee I have to pay. It would take me over 40 years to break even should we use it every year with the hotel of what I thought I was getting. What's worse, when I looked online to book the hotel (not as a member), it's available. Since I need to best utilize the $40k I spent, I was looking for other areas I can go to. Nothing where I want to go is available. They just have few hotels that are either rundown or out of the area. Please don't get it as you will regret it!

    I signed up for the Hilton Grand Vacations ‘hook’, thinking a 4 day-3 night stay for cheap and 50k points would not be a terrible idea. We ended up in a Hampton Inn (part of the Hilton brand), an average hotel, which was appropriate. Now on the day of the “pitch”, it was scheduled at a time that my child was asleep so my wife couldn’t join me, but HGV staff insisted that she had to be there, and there was no way that it could just be me. I tried arguing with them without much success. I know full well what they are trying to sell but they were really aggressive. My only options were show up with the wife, or reschedule. I didn’t want to visit the place again just for a 90-120 minute wordsoup of gibberish trying to sell me a timeshare.

    Regrettably, our attempts to address our concerns with Hilton were met with dismissiveness and unhelpfulness. Our membership with HGV began in 2008, and in 2020, we made the unfortunate decision to upgrade, a choice we deeply regret. The sales tactics employed by HGV were aggressive and high-pressure, leaving us with a sense of manipulation and coercion. During the presentation our representative exhibited mental abuse towards us. Immediately we were subjected to pressure tactics demanding the surrender of our driver's licenses, threatening to charge for our accommodations if we did not comply. This unsettling incident set a negative tone for what followed.

    Despite repeatedly expressing our clear disinterest in the upgrade, our objections were disregarded by the representative. She prevented us from leaving the presentation, falsely asserting its unfinished status, and even resorted to physically detaining us. Feeling trapped, we reluctantly agreed to the upgrade. The promises made during the presentation turned out to be hollow. The projected savings on maintenance fees failed to materialize as advertised. Furthermore, the upgraded status fell short in providing the flexibility we were assured of, as blackout dates and limited availability during peak times became significant hindrances. Instead of being a worthwhile investment, our timeshare became a financial burden, delivering minimal returns and exhibiting no appreciation in value.

    These distressing experiences were compounded by the discovery of undisclosed and exploitative terms associated with our agreement, including a high interest rate and the absence of contract cancellation rights. Our earnest attempts to engage HGV in addressing these concerns were met with indifference and unhelpful responses. As a result, we feel compelled to share our experience in the hope that it will serve as a cautionary tale to others considering their involvement with HGV.

    Impossible to book anything. When owners pull up availablitiy calendar you see one of 3 things; all of which make it impossible to book. Either "NO AVAILABLITY"; or you see availablity with 2 nights scattered throughout the calendar and you can't book as you receive an error "3 Night Minimum Stay Required" or search for availablity a few monthsout and you get another error "Outside booking window". I am the owner of several timeshares; travel once a month and IMPOSSIBLE to book anything worthwhile on HILTON.

    The HGV experience has been frustrating from the moment I said yes. HGV changed my confirmed dates from(10/20-10/23 at The Quin), to 8/20-8/23, AFTER I purchased my airline tickets, car rental and took time off from work for the October dates. I was notified by HGV of the date change via email.. I cancelled my reservation and requested a refund back to my credit card. Hilton is a great HOTEL chain.. But, should really work harder on improving HGV’s first impression to a potential buyer, who’s also a Hilton Honors Member. Thank you.

    I have been a HGV "owner" for a while now, and was rather enthusiastic about it, but my last transaction and what they are doing as of late is not only deceiving but plain wrong to any prospect owners. I used to "own" a property in Washington DC, one of those properties where the highest maintenance is paid, but even though I was not happy with this fact, I also took the good, which included a 50 to 1 point conversion from my HGV points to Hilton Honors. I use the Hilton Honors program quite a bit, since it comprehends a much wider range of properties. Yes, the stay in a hotel is a huge downgrade from a resort location, but still the 50x1 conversion was worth it given the location availability range.

    Sometime back in 2021 the amount of points needed to reserve a room in Hilton doubled, and in some cases tripled for good, this of course meant a point devaluation for any of us who transferred from HGV to Hilton Honors and already had a boatload of points - it was as if you were in some country where the currency turns to nothing, poof, over half your value or more gone up in smoke. Not only that, but since the last contract I signed this year, they went down from a 50x1 or 25x1 conversions (depending on the type of contract one had) to a 32x1 or 16x1 conversion rate when one decides to convert the points from HGV to HH. So, they in fact have devalued the entire scheme of point conversions from HGV by decreasing the rate value of points and doubling or even tripling the cost of a Hilton hotel reservations - a great scheme for Hilton that leaves Every Single Owner turned into a loser.

    My advice here is, don't buy HGV, the scheme is so terrible these days, it used to be good; I unfortunately did not catch this until much later, when my presentation was given at the end of last year all they spoke of was the 50x1 conversion and for me it would have been a change to a property for a 25x1 value, which in turn became a 16x1 conversion (a very small print in the contract) and am stuck with a property that if I don't get to use the points for it in a year or the next, I have to swallow a hard pill of this huge devaluation. Not happy with their changes that hit us in a manner that make us not happy owners whatsoever! I highly advise to stay away from them unless they return value to the customer as it was the case before.

    My experience with Hilton Grand Vacations and their timeshares has been a complete nightmare. Their aggressive and deceptive sales tactics, coupled with a lack of transparency and disregard for customer service, have left me deeply disappointed. I never would have imagined the Hilton brand being so lousy. When I made the mistake of agreeing to buy a timeshare with Hilton, I was not fully informed about the terms of ownership, including the permanent nature of the timeshare and the annual increase in maintenance fees. The benefits promised to me turned out to be far from reality. I was misled about the investment potential; they’ll lie through their teeth to convince you. These timeshares don’t have any resale value. You’re basically paying a huge sum for something that’s worthless. Don’t trust anyone associated with these HGV timeshares. Their sole focus is on making immediate sales even if it means lying and misleading everyone.

    The worst part is cancelling your timeshare is proving to be extremely difficult! There needs to be some sort of class legal action to get these cons under control. Look at what everyone is saying! How they are allowed to continue to do this to people is horrible! This is a massive financial burden for me and it’s obvious a lot of other people have been scammed too. Someone at Hilton needs to do something! Where’s the accountability??? I won’t stand for this!

    Hilton Grand Vacations, what a name! There’s ABSOLUTELY nothing ‘Grand’ about them. They’re like a pyramid-scheme, minus you selling their products for them. They get you into thousands of dollars of debt and will also willingly falsify information just to get you to sign their contract. We were pitched a 2-hour presentation, well in reality we were there 4 times that amount of time and were told we’d have “all-inclusive” resorts available to us whenever AND wherever we wanted! Everything was a lie, and the magnitude of the lie varied depending on the topic at that time.

    I wish we never got involved with Hilton. The red flags started waving vigorously the moment we agreed to a seemingly harmless 1-hour presentation, promising us 10,000 extra Hilton points and a free vacation to any destination of our choice. Little did we know that this decision would lead us down a treacherous path of deceit, high-pressure sales tactics, and a distressing lack of transparency.

    What was supposed to be a brief hour-long presentation turned into an unending ordeal that consumed more than three additional hours of our precious time. We were subjected to an endless parade of different agents, shuffled around from one area to another. The entire experience felt overwhelmingly hostile and mercilessly long, leaving us feeling trapped and helpless.

    To make matters worse, the sales agent deliberately misrepresented our purchase, assuring us that we were acquiring a vacation home, not a timeshare. It was only when we had the opportunity to review the paperwork in detail a few days later that we discovered the full extent of the swindle. Shocked and infuriated, we immediately reached out to Hilton to rectify the situation.

    However, we soon learned that we had unwittingly surpassed the 5-day rescission period for the state of South Carolina, within which we could have canceled the agreement. Not once during the entire sales process were we informed of our right to cancel, the limited timeframe available, or the fact that we were purchasing a timeshare. We were ruthlessly baited and switched, victims of Hilton's deceptive practices. I want to ensure that others are made aware of Hilton's unscrupulous and unethical behavior. This regrettable experience has left us deeply disappointed, frustrated, and financially burdened. Hilton's blatant disregard for transparency, customer welfare, and fair business practices has tarnished their reputation in our eyes.

    After 25 years, we have had it with empty promises and rising fees! Our goal, in the beginning, was to be able to take a vacation whenever we wanted. Come to find out regardless of what level you purchase or upgrade to, the availability is never there. We were promised, year after year, we would get affordability and availability, which we have never seen.

    At the last MANDATORY meeting we voiced our concerns about the rising cost and scarce availability. We were promised that if we upgraded it would not only help reduce the payment, but we would be at HGV Premium Plus, which allowed us to book 14 months in advance. We agreed, because it would help us vacation how we wanted, lower our monthly maintenance fee and we would not have to attend any more REQUIRED owner meetings, which turned out to be nothing more than high-pressure sales pitches! Now we are paying over $1000 a month for maintenance, and I still cannot vacation how I want. This company is deceptive, dishonest, lacks compassion and FAILS TO OFFER SOLUTIONS.

    This has been the largest "legal" scam my family and I have been subjected to. DO NOT buy into Hilton Grand Vacations! After being subjected to HOURS of misleading information and shown "perks" we do not actually have access to we succumbed to the pressure of making a very large purchase (especially as a young couple). I have attempted to call and get more guidance and questions answered regarding what exactly we bought into and have not received one single answer I would like. There are so many additional fees, restrictions and requirements they WILL NOT mention during your time with them. They are allowed to change the amount of fees and dues whenever they'd like. Again this is NOT WORTH IT!!! Save yourself, your pockets and your family and DO NOT BUY IN HGV or HGV MAX!!!!

    We had a negative experience purchasing a timeshare from your HGV. During the sales process, we were subjected to hours of intense pressure and misinformation. We were promised so many things that simply were not true. Things like getting rental income, and easy and luxurious vacations. We didn’t have enough points to go anywhere, which didn’t matter since getting reservations is a nightmare anyway, even when we reached Platinum status. The total interest percentage and terms of our loan were not fully disclosed to us. We have been subjected to fraudulent information, financial malfeasance, and deceptive sales tactics. Hopefully, through sharing our experience, others know to be cautious and informed when considering a timeshare purchase.

    I cannot tell you all how shocked I am that a company full of crooks is still in business. HGV has done nothing but lie to me and take my money. If your concerns about timeshares are financial, I’ll lay out all the fees I have personally seen and/or paid. $336 for our initial 4-night stay used to trick us into buying. $100 to reschedule. Offers for a $99 trip to get us to upgrade. Tens of thousands for the loan and maintenance fees. When I asked for a copy of my contract that I never received, I was told it would be an ADDITIONAL $200 charge.

    There is a fee for EVERYTHING, but no one tells you that upfront. Then I had to deal with the lies… Salespeople told me I was investing in real estate property that my kids would inherit. There is no property, but my kids will inherit the debt anyway. All of this for something my family cannot use. You would think that I could get a reservation with the insane amount I am paying, but nope! Nothing! I can, however, easily book a Hilton timeshare online through online booking sites, and I can book any time of the year and anywhere I want. Common sense would dictate it would be the other way around, but this is Hilton for you!

    Hilton Grand Vacations, well, first of all, there’s nothing ‘Grand’ about them, they lie and deceive you into signing a contract, it does not matter how many times you say ‘no’, they continue to pester you. We declined multiple offers and yet still ended up signing a contract. The interest rate was really high, but they said not to worry, we can go home and refinance the loan after 90 days but guess what…BANKS DON’T REFINANCE TIMESHARES! They stated they had a buyback program and when asked what that was, they said that Hilton would buy back our contract if we ever wanted to sell it. They even said in the contract, they have 1st right of refusal.

    We attempted to do this, and they said they don’t buy back timeshares, only sell them. We are appalled with how HGV conducted their business, it’s a crying shame that they’re still in business. A company that big should work with ethics and integrity, yet HGV has NONE, absolutely 0. Save yourself the endless headaches, and the thousands of dollars this will cost you!

    Hilton Grand Vacations, they tricked us into signing their contract twice! We owe well over $125,000 because the interest rate is so high on each loan. At the last presentation, we were there for 5 HOURS and missed a whole day of our vacation time because of this. They said it wouldn’t be more than 1 hour, but they refused to release us even after we declined their offers several times, they said if we left AT ANY TIME before they said we could, we’d be charged the FULL RETAIL RATE of the stay! Yet, once we agreed to sign, we thought it would be another hour or two, but they raced us through signing documents in roughly 20 minutes. They couldn’t get us out of there fast enough.

    They told us since we were buying The Elara in Vegas that we were investing in valuable Las Vegas real estate and could easily make a killing on rental income due to Las Vegas being one of the most visited destinations in the country. We have made exactly $0.00 renting our valuable timeshare! Hilton Grand Vacations now owns Diamond Resorts, so I caution anyone that comes across either of these brands to casually walk away or become a victim like we did.

    I have access to some of the same properties owned by Hilton, through an exchange program, without being an "owner", having to purchase anything or pay "maintenance" fees. What hooked my wife and I was the exclusive extras we saw in the presentation. Bottom line: The really great stuff they showed in the presentation is first come first serve. So, Las Vegas Formula one, Super Bowl, Pro Bowl, Swimming with the dolphins, private concerts, private chef dinners etc. are not as accessible as they show them to be with over 515 thousand members* vying for the same events. Let's say out of that 515 thousand, just 10,000 try to get into a venue that is for 200 or 500 or 1,000. An owner can try and try year after year and possibly never get into one.

    I didn't see these reviews before I signed up but thankfully I did, then after some soul searching I immediately sent a "rescind" letter, as is explained (glossed over) in their info packet and by law: Nevada Revised Statutes 119A.410. So, we dodged a bullet there. The one point that really stuck with me was the explanation about maintenance fees for repairs. Paraphrasing, the salesperson said that if the roof blows off a property in Florida, the traditional timeshare owners of that property will pay for the roof repair and their fees will go up significantly. I asked, why wouldn't insurance cover that cost? The salesperson moved on without explanation. But at Hilton, we spread that cost over all the owners and it is just pennies on the dollar.

    Then I got to thinking, if they spread out the cost of maintenance and repairs (forget about insurance coverage???) over all the owners and there are more and more owners every day, why would maintenance fees increase year over year? They are bringing in $15 billion in maintenance fees per year plus the membership cost that we signed at $57,000 (financed), I bet some people paid more. So, we will stick with the deal we already have that is exclusive, not open to the general public, cost me nothing and has no maintenance fees. However, if not for that caveat, I probably would be more interested...but for now I will pass.     Owner since 2004, it use to be great. They open to public and many properties are run down and owners can’t even book a room 6 mo in advance. Don’t bother w/ customer service, they don’t care about you, they already have your money. I can’t even give this timeshare away. No one wants the taxes when they can’t even take vacations because they only have rooms available for public not owner. I have 20 years experience..went from amazing to a scam.

    I would like to share a cautionary tale about my involvement with HGV. Unfortunately, I spent a significant amount of money on a deal that sounded too good to be true- and it was. I was offered points for a low price but was later coerced into signing a contract based on false promises and lies. This company is worth almost $5 billion, and I was shocked to find out they would resort to dishonest sales practices and fraud to earn their revenue. In total, I spent $3,230.95 on a deposit plus, HOA fees, monthly fees, and additional fees. I was promised a "real estate property" that would generate passive income and build equity, but the monthly payment turned out to be much higher than what I was told and there is no way to generate any profit. This experience has taught me to be cautious when it comes to ANY large purchase and to thoroughly research any deals beforehand.

    Hilton Grand Vacations should not be in business with how they operate. It is absolutely atrocious, since becoming owners in 2014, we’ve been able to use our travel investment 1 time, and we’ve made numerous attempts to book reservations, yet NOTHING is ever available to book. However, if you go online, to Hotels.com, Travelocity, or whatever travel site you use, you’ll find PLENTY of rooms available to book. So WHY DO WE HAVE A LOAN FOR MORE THAN $27,000!? When you can pay as low as $144 a NIGHT.

    We bought this because they pitched us on having a great investment and that we were building financial equity with this purchase. They made it seem that not only could we use this timeshare whenever we want but that they had resorts all around the world that we could easily stay at with no additional costs. EVERYTHING ABOUT THIS SCREAMS SCAM!

    Where do I even start? Five years with Diamond/HGV has left my wife and I beaten and battered. Their sales offices should be shut down and they should be put out of business. If you have to sell a product with deception, it’s probably not a good product and that is exactly the case here. We were sold a total of 5 contracts since 2018 and have spent well over $170K for nothing. It is difficult to get a reservation and FAR cheaper to book on regular travel sites. At one point we were informed that we could give back the timeshare, which is not true. We are stuck blowing our life savings on a money pit. Maybe we would not be in this position if we were ever allowed to think through what we were purchasing. It is definitely not a coincidence that every offer over the years was only good that day, it’s a terrible sales tactic designed to trap consumers. Every interaction has been calculated by the salespeople and designed to confuse and pressure you.

    Hilton Grand Vacations has pinned us down on a useless timeshare contract. This entire process has been 1 massive lie after another. Everything about Hilton Grand Vacations is one big bait and switch. They offer you ‘free gifts’ in exchange for your soul, and endless generations of maintenance fees and “other special assessment fees”. This is NOT worth whatever ‘free’ gift they’re offering. My son went with me, and they got him on the hook for this loan as well! How incredibly wrong on Hilton’s part. Who wants their child to incur debt like this, no one. Anytime they tell you the meetings are 90-minutes or less, expect to realistically be there for 4+ hours every single time. This is ridiculous, you’re supposed to be vacationing and enjoying your time, not being trapped for hours, and pressured into signing a contract that you don’t want.

    Diamond-Hilton, whatever they are now, is a farce of a company. From the supposed 2-hour presentation to the salespeople that deceive you, to the irritation that follows, I have never been more frustrated. The presentation was 4 hours long. The salespeople fed me lies about every single detail of timeshare ownership. I was supposed to own deeded property, but there is no real estate attached. The maintenance fees would always be $1500, but actually go up by 6-10% every year. This investment would save me tons of money vs. traditional vacations. This may have been true except after the ridiculously high interest is factored in (which also was not disclosed), this is not true. The worst part was what they did NOT tell me. Not only am I stuck with this for the rest of my life, but every time I travel, they relentlessly harass me to attend owner updates so they can force-feed me more lies to get me to upgrade.

    In late 2016 we received a phone call offering us a 3-day stay at the Hilton Marbrisa Resort near San Diego. Little did we know this would be the start of a horrible adventure. This would lead to an unwanted purchase of a timeshare that has a 16.5% interest fee and a never-ending cycle of hidden fees such as property taxes and maintenance fees.

    I was then 71 years old, and I feel like I was an easy target for their salespeople to commit elder abuse. I wonder if they considered my age when thinking it would be easy to continue lying to me about a membership that I “had to have”. Hilton has been nothing but a pain to deal with. I want to warn everyone, do not give in to their deceiving sales tactics, otherwise you’ll regret it for the rest of your life, I assure you.

    Take this review as a warning to avoid buying a timeshare from Hilton Grand Vacations. This is not an honest business and just by seeing what everyone else is saying, this is a well-organized scam. For starters, timeshares aren’t going to save you any money compared to booking a traditional hotel, at least not with Hilton. They are very persistent when they sell you this junk and there’s a reason for that, it’s all a swindle! Once you buy a timeshare with Hilton, you’re stuck with it for life, not just the timeshare but the astronomical amount of debt and costs associated with it. Hilton won't take it back as we were told initially, and the worst part is your children inherit the timeshare and all the debt when you pass! So, what’s the benefit of having a Hilton timeshare??? Nothing, it’s all smoke and mirrors!

    Don’t trust them, and don’t go to any of their presentations no matter what they’re offering. Part of their schtick is to get you to open credit cards with them to fund the useless timeshare. They constantly hound you to upgrade and pay more to enhance your experience but it’s just like taking your money and setting it on fire. How do they get away with this you ask??? They manipulate you to sign a ton of legal documents that lock you into the timeshare for life, but what’s in the fine print is contrary to what the sales agents tell you! I’m actively trying to get out of my timeshare with Hilton and I’ve discovered that there were a ton of violations that they committed when they sold this to me. I’m done with these crooks. Don’t let the iconic name fool you, Hilton is nothing but a shady scam!!!! Looking forward to seeing the sales agents face judgment for what they’re doing!

    I am utterly disappointed and appalled by the horrendous experience I had with Hilton Grand Vacations (HGV) as a Vacation Package Holder. I feel compelled to share my negative experience publicly to warn others about the lack of professionalism and disregard for customer satisfaction. To my absolute dismay, a reservation was made on my behalf without my consent, completely violating my privacy. Instead of honoring my request for a Hilton vacation package in Nevada, I was left dumbfounded when I discovered a reservation had been made for Orlando by a HGV representative without my consent. This unauthorized booking not only shows a complete disregard for customer preferences but also reflects a severe lack of integrity.

    Despite demanding the immediate cancellation of the unauthorized Orlando reservation and swift attention to my original request with confirmation number **, I have been met with nothing but frustration and incompetence. The lack of urgency and accountability in addressing this matter is truly disheartening. The level of service I have received is simply unacceptable. The fact that my privacy was violated and my original request was completely ignored demonstrates a blatant disregard for customer satisfaction. It is evident that your company fails to prioritize the needs and preferences of its customers.

    I implore anyone reading this review to think twice before engaging with this company. The disregard for customer consent, privacy, and the inability to fulfill basic requests are clear indicators of the poor service you can expect to receive.     I joined Hilton Grand Vacations in order to become "an owner." After signing up, I decided to conduct additional research, and the opinions of current "owners" influenced me to change my mind. You have only 5 days (including holidays and weekends) to terminate your contract with Hilton Grand Vacations. I emailed and called the contract specialist who assisted me with the initial transactions, but no one even acknowledged my emails. I eventually made contact with the Nevada state realtors commission office, and they assisted me in canceling on my fifth-day!

    They are fast to sell you points and packages and will spend hours selling you your goals and dreams, but if you decide to withdraw your transaction, no one will assist you, no one will answer the phone, and no one will respond to your emails or phone calls. They prefer that you enter into a legally binding contract and receive your money for the remainder of your life. The fact that they are so shady after you sign the contract is a red flag and a sign to me that the entire enterprise is a fraud, and you should not sign up to become "an owner." For the remainder of your existence, they will own you and your money. If you want to go on vacations, you should save money and look for discounts at various locations. It is not Hilton Grand Vacations.

    Zero stars…as a realtor, I take pride in helping people achieve homeownership and build a better future. However, my experience with Hilton Grand Vacations (HGV) in Las Vegas was a nightmare. In just one year of ownership, my complaints about availability, hidden fees, loans, and the true value of the timeshare were consistently ignored. It started with a "heavily discounted" vacation offer from HGV during a call with American Express. We attended a presentation expecting transparency but encountered deceit instead. HGV's sales team promised amazing benefits like using points for cruises, freedom from timeshare restrictions, and a valuable investment for heirs. The pressure to purchase more points increased, emphasizing exclusive vacations through HGV's properties and RCI affiliation. The closing process was rushed, with no time for questions or reflection.

    False information was provided, important documents were withheld, and our heirs' ongoing maintenance fees were conveniently omitted. Renting out the timeshare was difficult and unprofitable due to high fees. The actual value on the market was far lower than portrayed. Hidden fees for bookings and banking leftover points added up, and the promised ease of travel was a facade with limited availability and inconvenient reservations. HGV's staff targeted us as an elderly couple, exploiting my husband's disability. The financial burden and limitations imposed by Parkinson's Disease compounded our hardship. HGV's failure to deliver, abundance of hidden fees, and exploitation of vulnerable individuals make us deeply regretful of our decision. Beware of Hilton Grand Vacations!

    This is nothing short of a scam. The guy on the phone was truly lovely and made it sound amazing. I’m from NYC so I don’t easily trust sales pitches. I asked when I could book the vacation and specifically said that I wanted to use it during the first two weeks of September to take my grandmother to Hilton Head for her birthday and reiterated several times that I wanted to ensure that I wasn’t buying something that I could not use.

    He reassured me that “this is not a scam where we make you promises just to get you to buy something” and stated that even though I could not see any available rooms for this resort on their website during the two week window, the Hilton concierges have access to additional rooms that they do not allow the public to view. He said I would have no problem booking during those dates. Since he said that I could not book until the next day, I called the next day after telling my grandmother about our new plans to celebrate her bday and (of course) the representative said that there were no rooms available during all of September. Wow - this company is literally negatively impacting people’s lives and taking their money with no regard for the ethical implications of doing so. Do not utilize this company for anything.

    Read all the other previous reviews. We went to the timeshare meeting as we had the 3 day stay offer. We already knew what to expect. They are all the same. Not sure why people continue to buy into these scams. Don't do it. We went and listened and spoke with the Sales Team for hours. We were very polite. They try to get to know your travel interests and likes so they can use this to lure you into how you could save money. You won't. Once we let them talk and said, "Yeah this just isn't us. We like to do our own thing." They will send you to other sales people who will lower the price and keep asking. We just said no it's not for us. They will always say Why? We finally said, "Ok we are leaving now." And we did. They can't hold you there.

    The whole thing is goofy. It's a scam. You will pay large maintenance fees for the rest of your life. There is no way out. This is after you pay huge amounts of money for rooms and places you will never see. They tell you all hotels are available. But then you try to book and they will say oh no rooms available. The maintenance fees will go up and there is nothing you can do about it. Don't do this. We went through it all really just to see what they said. As a Lawyer who would never sign a contract without thinking it over and reading all the fine print at home. Please don't do this to yourself. If you can't think about it then you know it's not going to be in your favor. You will be in this forever without a way out.

    We kind of laughed at them. They got really angry when we said nah. We are out. That should tell you everything you need to know. If you can't say no and leave then don't attend one of these meetings. They prey on people who are too intimidated to just get up and leave. I am not sure why people don't just leave. We did. No big deal. They offer, you say no. They offer you say no. They say why? You say it's not for us right now. They try to use your own words against you. We just laughed and said, "It's not going to work- these sales tactics. We don't care enough about your company and your sales team is shady as well." Got our 3 nights and a good laugh after. Do the same. Don't sign up for the scam.

    Totally a waste of time to try to make a reservation in Chicago or NYC. Over several weeks I tried to make a reservation- they have a zillion rooms then, "Sorry the last room has been taken" in the few minutes I asked for the room to be booked. No rooms available even though they have ads all over the internet. This happened twice within several hours. Two people said, "No problem - we have lots and lots of rooms", then they put me on hold and suddenly in the 3 minutes I was on hold all the rooms were taken. Yes, this happened twice within 2 hours. Very weird. I think they want to keep your money and not give you a hotel room.

    We never even made it to our Hilton Grand Vacations Resort Sales meeting due to the fact we were so upset about the hotel they put us in to stay for three nights. We were under the impression that we would be staying at the Hilton grand vacations resort Villa Mirage in Scottsdale Arizona, and found ourselves staying in a one star Hampton Inn and Suites 10 minutes away. After several phone calls asking for an explanation and to only be ridiculed and screamed at by the representatives on the other end of the line we packed up our bags and left! The manager was supposed to reach out to us and we are still waiting for that phone call! They are definitely not an honest group of people and are just out to take your money.

    I purchased HGV with specific properties in mind and then they sold those properties within a year. Recently they merged with Diamond Resorts and those properties exist with Diamond, but those are not available to me. I would have to pay another large sum of money to join HGV MAX just for the right to have access to properties that were available when I originally joined! What a joke. And there is no value (can't sell it back) for what I purchased. Hilton should be ashamed for treating customers this way who have spent a lot of money with them.

    Hilton Grand Vacations are nothing but liars and crooks. They lied to me about the things I would be able to do as a member, they about the amount of vacation I could take with my points, so at this point I'm paying so much more for a vacation than I would be paying without this timeshare. I feel ashamed that I fell for their heavy sales tactics and this was the worst discussion I ever made. This should be illegal what they do with the lies and there should be a law to help us get out. It's been a few months and I immediately told them a week after I got it, after doing calculations that this is not going to benefit me, I'm pretty much paying Hilton a salary and getting nothing in return. They told me it was too late I had to buy it. Please do not do this, they act like you're going to be treated like royalty as a member but once they have you they treat you like garbage.

    Signed up for 3 night package offering via Hilton honors at Hinton grand vacation. Very high pressure sales team and they absolutely mislead the true cost of ownership. They provided what was promised in the advertisement. Just say no and run away. You'll have to say no to at least 4 people as they shuffle you around and provide different options "just for you" I don't know how these shady people sleep at night.

    Hilton Grand Vacations Club lied their way into getting us to sign a contract for a timeshare. They made this sound too good to be true, and we should have known better at that point. One lie was what they told us the APR was for this loan, it was 2.5% higher than what they told us it would be. They failed to go over the Truth in Lending and Public Offering Statements with us, so we did not find this out until it was too late!!! IF that’s not fraud, I’m not sure what is. One of the benefits they sold us was for us to receive a large sum of points with Hilton, but they lied about what those actually were, and we CANNOT use them.

    At NO POINT was it disclosed to us, that our children would become financially/legally responsible for this when we pass. This is so infuriating, who wants to leave their kids debt? They told us the maintenance fees had not gone up in 10 years. That was a lie, they go up EVERY year! EVERYONE DO YOURSELVES A FAVOR AND DO NOT ENGAGE WITH HILTON GRAND VACATIONS CLUB.

    After I contacted Hilton on 1 May 2023; and booked a room, my call was transferred to an associate at the Hilton Grand Vacations (HGV). I was told by HGV staff Magnus that if I listened to a promotional material (aka sales pitch on timeshare), points would be added to my Hilton membership account right away. Alas, it's 10 May 2023 now; but no points were added. I called up HGV; but my call was passed from one representative to another. The last call was with HGV staff Davara - unfriendly and rude. To keep the long and very unpleasant call short, HGV does not honor its promise. Lesson learned - stay away from Hilton Grand Vacations!!!

    While checking in at the Orlando Doubletree by Hilton at Seaworld, I was approached by a high pressure salesperson in the lobby who sold me a 4 night hotel stay at any Hilton hotel in a list of cities I could chose from, for only $299. Yes I should have known this was too good to be true, but I trusted the Hilton name, and didn't expect them to allow any shady deals to go on in their hotel lobby, so I fell for it. I paid $299 without getting anything in writing, just the sales pitch.

    Soon after I received an email with the details and immediately noticed it was not the deal I was sold! The salesperson said nothing about Timeshares; never mentioned that word, but in the email it said the ONLY purpose of this deal was to sell timeshares. I am not interested in timeshares and I know I will never buy one or want one. The salesperson also said the total was $299 but the email said I still owed $149.88. The salesperson said I could pick just about any Hilton hotel in any city, but reading the information I see a very small list of cities, none of which I want to go to, and the one they signed me up for is Orlando, where I live so I don't need a hotel there.

    Because of these and other lies and misleading things about this deal, I wanted to cancel it the same day. I went back to the lobby but the salesperson had disappeared. I called Hilton Grand Vacations and at first was told there are no refunds or cancellations. I called back a few times and finally got someone to say they would cancel it and refund my $299 but they would not give me any confirmation or anything in writing stating that It's cancelled and I'll get a refund, so I am still waiting to see if the refund every shows up in my account. I tried complaining to the Hotel I was staying at, and to Hilton customer service, and got nothing but the run-a-round telling me to contact the hotel, hilton.com, hilton honors with I am a member of, and back to Hilton Grand Vacations. I'm writing this review to warn others that if you ever get approached by Hilton Grand Vacations salespeople, please walk away and don't get caught like I did.

    Do NOT sign up with HGV or HGVmax. The sales department carries unethical fraudulent tactics selling properties that you don't have access to. We were sold a lie by Jose ** sales person at Cabo Azul and his Sales Manager Tim **. We were complete scammed even though I read reviews online. I just believed Jose ** when he showed me properties and a sold me a dream vacation that didn't really exist. We were told we have 3 days to cancel our contract but when we went on the HGV website to book and look at listings we were unable to as they said our account is not active yet! And in 3 months when the account becomes active, we will see all the properties promised. When our account became active we were horrified to realize we were scammed! Tried to reach Jose ** and he would not answer calls or texts.

    Here is the low down:
    1. Hilton Properties shown to us were NOWHERE to be found when trying to book. Stating we have to buy more points now to get those properties?
    2. When even trying to book lower-tier properties, there is no availability! Not even 6 months in advance. They are just not available. But if you call and look at any other online agency there are plenty of availability.
    3. When booking a hotel (even a cheap one), it's cheaper to book on your own than using your point! Like by 50 percent.

    4. Please stay away. HGV and HGVmax are a scam. #hgvscam. Complain to FBI if you are a victim. These salespeople are defrauding many many Americans and cheating them out of their income. Someone, please help us. We can't get our money back.

    PLEASE READ THIS REVIEW ON HILTON GRAND VACATIONS AND DO NOT TAKE IT AS LIGHTLY AS WE DID. Hopefully this can save someone their sanity and money. We were told buying their timeshare would be the best way to vacation, yet NOTHING is ever available. We were at this presentation for almost 6 hours!! In this time, we were never told, about the Maintenance Fees increasing, or that this purchase was in perpetuity. Our Truth and Lending Disclosure WAS NOT COVERED, and I believe it’s federally required to go over that with each and every purchase. They’ll tell you everything you want to hear, and nothing about the facts of the matter. Instead of going on vacation, we are paying their salaries and commissions because we have never been lucky enough to find a reservation.
