Incredibly difficult to book your room. First they said there were no hotel rooms available on the date we picked, so they would “upgrade” us to a 1 bedroom, with an additional $255 fee. We said no, and asked what days we could book without the extra fee, and told Sunday to Wednesday we’re almost always open. We talked a bit and called back. Once again, we would need to “upgrade” to a one bedroom for a $255 fee. Said no, and after extensive arguing, being out on hold numerous times, changing hotel locations, they agreed to let us stay in a hotel for a $15 fee in a hotel we were previously told would cost $255. All in all, took well over an hour to just book the room. The Hilton people were very difficult and downright rude at time. Definitely look into other options if you get offered a deal to stay at a Hilton Grand Vacations property.

HGV MAX HILTON GRAND VACATIONS REVIEW. I regret purchasing this product or service in Sedona, Arizona. All of these promises, and I tried using them, but there was no success. I paid all that money upfront to get the product, and then I have to pay every year in advance to use it. Then I tried using it, and the website was impossible to navigate, unlike Hilton.com or Expedia. It is like they want to make it difficult to use. Just horrible. Then I called and waited on hold for five to 15 minutes, but no one picked up. I finally got someone, and they told me nothing was available, but if I paid cash, they had something for me.

I am writing to express my deep dissatisfaction with the Hilton Grand Vacations package I purchased for a 3‑night stay in Sedona for $379. Based on the way this package was presented, I expected a quality experience consistent with the Hilton brand. Unfortunately, what I received was far from that. Upon arrival, I was placed at the Arabella Hotel in an old building, in a room that looked more like a Motel 6 than anything associated with Hilton. The room was outdated, uncomfortable, and absolutely not what was advertised or promised. When I requested a room change, I was told I would need to pay an additional $90 per night—an unreasonable and unacceptable response considering the poor condition of the room I was given.
During the timeshare presentation, the manager, Michelle, assured me that they would “fix this” and help straighten things out. However, it quickly became clear that this so‑called solution was only available if I agreed to purchase a timeshare. In other words, the only way to receive the help or discount I was promised was to spend even more money. This felt manipulative and misleading.
Based on my experience, I would never recommend purchasing packages from Hilton Grand Vacations. The way this package was marketed and delivered feels like a scam—promising one thing and delivering something entirely different. I expected honesty, transparency, and quality from a brand like Hilton, and instead I was met with upselling tactics, poor accommodations, and broken promises. I request that this matter be reviewed and that appropriate compensation or resolution be provided.

BEWARE! I have a timeshare with a different company and explained how unhappy I was with the lies and added expenses. I have been a Hilton member for years but stayed away from Hilton Grand Vacations. This year we went to California and had to do the presentation. Again, I explained that currently I'm stuck in a timeshare that I don't want or use in Virginia. I was given a "special" promotion of a 10 year ownership instead of a lifetime ownership. BOY! Was I lied to. Since we didn't purchase the 10 year ownership until the last day of July 2025, we were told that since the year was almost over, we wouldn't have fees until January 2026. By November 2025, I had a bill for 2025 for over 1,200.
I have called several times and was told that I signed a form that I should have read. I asked for the form that I allegedly signed since I have all my forms and didn't have the one they mentioned. I was sent a blank form. I have called several times to speak to a supervisor and was told to just pay it. I have been a loyal Hilton member and have never experienced this type of behavior. Please be mindful, Hilton Grand Vacations is a scam. Sadly, I agree with others....DON'T purchase a timeshare vacation from Hilton!

I bought a Hilton Grand Vacations package offering many benefits at a very low fee. I felt this should not be right.... Anyways when I tried to book 1 out 10 options I saw on my page 3 months in advance and they said all fully booked and offered a normal Hilton instead. They must be kidding. I moved my vacations date to accommodate at least 1 HGV resort and guess what: I was told that I have to lose 2 hours on a presentation about HGV where they will try to convince me to buy this trap.... I was never informed about this bullshit!!! I feel that I was deceived. If I don't attend this I have to pay the full amount for the stay!!!! Really bad choice, not recommended at ALL!!!!

I reached out to them back on Dec 3rd to make them aware of how Bluegreen representatives have been treating me and requesting them to help, but they don’t seem to care either, given that I still have not received any response back. It is really disheartening to be an owner with several problems, and then when you try to get those problems resolved no one cares to actually step up and listen. When they trap you into these meetings and have you sign all the paperwork, you are left in the dark afterwards. All they seem to be after is $$$$ and don’t take any ounce of accountability for the wrongdoings and messes that they create.
I was hopeful when hearing that HiltonGrand was taking over, that I would be able to get out from this without more problems, but not getting them to even acknowledge me or listen to what has happened is sadly the way Bluegreen is too. I can’t travel alone anymore, so having this Timeshare does not do me a bit of good. What I am asking for isn’t too much! All I want is to be out of this entirely, and I shouldn’t have to pay anyone thousands of dollars for something that I can’t use or beg for their support representatives to listen and help.. Who would want to be involved with a company that treats its owners this way?

You cannot reach a person! I had a family emergency and could not reach a person to try and switch my dates. I probably talked to 5 different people as I got passed from one to the other. I had to give up and now I'm out $250 - thankfully it wasn't more!

Owned Diamond and when Hilton bought Diamond, we were misled that if we didn't upgrade to Hilton Grand Vacations, we would lose many benefits as well as not have access to the "much nicer" Hilton resorts", of course at a cost of another $20k. We were lied to then and more recently on a trip in Cabo (we own Mexico and Hawaii), I explained during one of the update meetings that I should have been told that I didn't need to have to update to Hilton in Hawaii (paying higher maintenance fees than in Mexico).
Sept. 2025 in Mexico (Cabo Azul), the Salesperson told me he would see if he could get approval to get all maintenance fees moved to the Mexican collection which would save me $160k in fees over the next 20 years. He allegedly got approval; we had to pay more money. When I received my invoices for 2026 maintenance fee both collections were being billed together approx. $7,000. The sales practices should be illegal, they are misrepresenting, outright liars. I'm actually shocked that Hilton would put their name on this.

Upon initial experience, it was positive. But, then they find a way to add unwanted fees like $110 just to set up monthly maintenance fee payments. That was not a part of the original agreement. Charging people $200+ to transfer their own points or they lose them, taking money out of your account when you have put in writing by a certified letter to stop automatically taking money out of account, telling me at the purchase that if I didn't want the timeshare I could just give it back.
Tried that and of course the catch was you had to not have an outstanding loan, charging crazy interest for 10+ years (that part was my fault not paying attention enough), et etc. To put it bluntly, this company is a bunch of crooks, scallywags and opportunists. I am usually a nice person but dealing with them has made have to become mean due to their business practices. God will deal with you HGV. Again, I don't care how good it sounds to purchase, DON'T DO IT, DON'T DO IT, DON'T DO IT!!!

Recently received a call to take advantage of a 4 day, 3 night stay promotional offer for $240. During the call, I did mention that I have a family of 5 that would be traveling. Nothing was said about that quantity. When I called to make a reservation, they asked me how many travelers and I said 5. They told me the limit was 4 and that an extra charge of $90 a night would be added as a result. That was never mentioned during the initial call. What a scam!!!

I purchased a Hilton Grand Vacations timeshare in May 2022 during a discounted Las Vegas stay. The sales presentation created expectations that never materialized. During the initial tour, I was shown model units and told all one-bedroom units would include washers/dryers. When booking actual stays, units with these amenities required significantly more Club Points than presented. I signed paperwork stating I'd receive 5,440 Club Points beginning in 2022, but my contract specified only 5,400 points for odd-numbered years, meaning no points for nearly eight months of 2022. This was never explained.
In April 2023, I attended an "owner update" where sales representatives claimed my entry-level package "wasn't intended as a long-term option" and pressured me to upgrade, contradicting my original purchase. They stated I had to upgrade to keep the timeshare, making me feel I'd lose my investment otherwise. Since May 2022, I've spent $37,692 in purchase price and fees but used Club Points only twice for eight nights total. Despite searching for reservations multiple times, availability never meets my needs. I've paid rollover fees yet still can't use all available points. The Club Point-to-Hilton Honors conversion has poor rates and additional fees.
The sales pitch emphasized "owning versus renting" as an investment, but it's proven far less cost-effective than hotels. I'm exhausted by constant upgrade attempts at owner updates where my ID is confiscated. Maintenance fees provide no comparable value. I've paid off my entire loan and formally requested contract cancellation. The gap between promises and reality is substantial. Potential buyers should be extremely cautious.

Warning: Predatory Sales Tactics and Broken Promises with Hilton Grand Vacations. My spouse and I fell victim to Hilton Grand Vacations' manipulative sales practices, and it's destroyed our financial security. What started as a vacation turned into a nightmare that's lasted for years. The pattern was always the same: we'd be pressured to attend "30-minute" owner meetings that stretched into 2-3 hours. They literally took our driver's licenses at the door - making us feel trapped. We couldn't just walk out. During these high-pressure sessions, salespeople dangled "exclusive opportunities" that had supposedly just become available, creating false urgency.
Over the years, we bought multiple properties: Kings' Land (Hawaii, Jan 2020), traded for Parc Soleil (Florida, April 2021), then Scottsdale Links (Arizona, May 2024), and Tuscany Village (Florida, June 2024). Every single purchase came with lies: "Exclusively reserved for owners with priority booking" - yet I consistently find better rates on travel websites. "Worldwide travel opportunities" - availability is virtually impossible to secure. "Your timeshares will increase in value and be easy to resell" - completely false. "Easy to refinance through your bank" - our bank won't touch these loans.
Now we're drowning. Monthly mortgage payments of $367.17 and $595.62, plus maintenance fees and surprise assessments. The 20% interest rates are predatory. We can't afford this anymore. When we requested cancellation, we got a case number but never received a call back. When we followed up, we were told there are no buybacks for properties with outstanding mortgages. We're trapped in contracts we were manipulated into signing. Hilton Grand Vacations ruined our finances through deceptive practices. Stay away.

We purchased our Diamond Resorts timeshare in January 2017, now under Hilton Grand Vacations, and it has been nothing but regret and financial burden ever since. The sales tactics were predatory from the start. What was promised as a 60-90 minute presentation at Liki Tiki Village turned into hours of relentless pressure. They confiscated our driver's licenses at check-in and wouldn't return them until we agreed to purchase—essentially holding us hostage. Each time we declined, another salesperson or manager appeared to wear us down further.
The promises were all lies. We were told we could vacation "anytime at our leisure" with no availability issues, that family members could use it independently, and that it was a valuable investment to pass down to our children. None of this was true. There are countless hidden restrictions we were never told about, including the absurd requirement that one of us must physically be present to check in family members. They deliberately minimized the true costs, especially the ever-increasing maintenance fees. We were coached to "hold all questions until after signing" and rushed through the paperwork in under 15 minutes for a decades-long financial obligation worth tens of thousands of dollars.
After paying approximately $9,000 toward the purchase plus thousands more in maintenance fees, we've only used it about five times. The financial burden is now overwhelming, and we've received virtually none of the promised benefits. This was a fraudulent sale built on lies, pressure tactics, and deliberate omissions. We're now fighting to cancel our contract. Save yourself the nightmare—stay far away from Diamond Resorts and Hilton Grand Vacations timeshares.

We bought a HGV package, 8000 points, every other year, for $16K. We thought that we owned something, because the saleswoman constantly used the word "owner" to describe us. She gave us many false ideas, like telling us there is a travel service available to help us navigate the very complex system of booking a vacation. When we discovered how difficult it is and that we would be charged for every small thing, plus something called a "point assessment fee", whatever that is, we tried back out and sell what we "owned". Turns out, we own nothing, and there is no way to recoup our initial investment.
The fee, which an internet search says is to assess how many points we have, rises every year. They are charging us $1000 a year for what? To have our points dusted off and tucked into bed? They know how many we bought, so this fee is theft. I rolled half of our points over, so that we did not lose them, for which I was charge a fee (of course). They charged me to keep what I "own". Now I cannot find those 4000 points anywhere. Do not sign up for this vacation package.

I had a great time with the entire stay, had zero interest in a sit down with anyone related to timeshare, however the rep sold a few things that were interesting. Mind you I had no idea that we would be bombarded by up to 5 reps all trying to make a sale. Usually no means no but when you say no and then another rep comes and tries to sell you and you say no and another rep comes by and tries to sell you, and yet 3 more people, it's a problem! I told them I would think on it but we could not leave until they signed off on what we were promised. 2.5 hours later we were permitted to leave with our promise. Disappointed to say the least!! Just wanted to think about all the information we just received.

Add me to the long list of owners who regret the decision to purchase from Hilton Grand Vacations. After many years of business travel staying in Hilton properties and appreciating good experiences, I am now very disappointed that the Hilton brand would allow their good name to be dragged into the dirt by the misleading and deceitful techniques that have been used by the stereotypical sales staff in the timeshare industry.
In my case I was totally misled during the sales presentation regarding the annual fees that would be associated with my purchase and deceived as to how much those fees would be. As I was actually adding points to a sampler purchased previously, I was told my annual costs were actually going to decrease (since the sampler points incur a higher percentage rate) and the fees from the previous contract would be eliminated as part of the upgrade process. Guess what, when my account was finally updated on my online account (30 days after the purchase docs were signed and 20 days after the mandatory period for recension option) the fees actually almost doubled and the previous contact's fees were not removed.
And yes, once I saw this taking place I went back and read ALL the signed paperwork and can see where the billing done by the Financial Services is correct per the terms in the contract, albeit I had to read very thoroughly to find it which is something the average person will not do at time of signing after sitting through a couple hours of sales presentations and pressure tactics from the sales manager's closing pressure. In particular the sales presentation was at the Mystic Dunes Resort in Orlando area which is a nice property that in now a bad memory for me. And again, I reiterate my disappointment that the Hilton organization would allow their name to be associated with the stereotypical misleading and deceitful sales techniques employed by the timeshare industry.

I am very disappointed with Hilton Grand Vacations. I called to confirm my reservations in NYC for January 2025. I received emails confirming my stay and my appointment for the vacation club tour. I called today to confirm and was told it was cancelled. I did not receive any voicemail or email notification of this cancellation. We are traveling from out of town and had already reserved our Amtrak train tickets. This is the second time that I acquiesced to changing my dates because of Hilton. The first dates I requested were for December and then I was told they couldn't find someone to conduct the tour, so I changed to the January dates and find out today that those dates were cancelled. They should not offer something that they cannot commit to and take people's money.

BEWARE - Many promises, short on delivery. I paid to upgrade to a plan that would give me earlier booking access to more destinations as well as a large points bonus. After four months of waiting, while they help my money I could not get a update. I finally demanded my money back and they managed to make that happen in a day. I got my refund but no acknowledgement of their mishandling and of course no bonus. Save yourself the trouble of having to fight to exit and DO NOT ENTER!

Ah, just terrible. Next step is getting help to legally exit. For years our 'club members dues' were about 1, 1100.00. This year I got a bill for 4,077.00 and don't know what is going on. Thought the original 15k was paid in full, but the website shows it was not, so how did (even with loan interest) this spike to over 4k in dues from 2024 to 2025? I'll check back after I get more facts, but stay away from this. Something is definitely fishy to say the least. Worst waste of money ever.

Hilton Grand Vacations is truly horrible, and this is the biggest waste of money I've ever spent. A rep in Vegas absolutely lied to me to get me to sign the contract, and when I realized the lie about 2 months later and called back to have my contract addressed, the sales lead apologized and said the rep that lied to me "no longer worked with Hilton," but I was still obligated to the signed contract. I explained that there was no way for me to use the ownership the way the original representative promised I could, and all the sales lead said was, "that's really unfortunate, have a good day." I've been stuck paying for this bullshit ownership for 4 years now.
Just last year I had a sit-down with someone in sales at the Chicago location and was lied to again in an effort to get me to sign a new contract moving to some new ownership level. When I realized the lies from THAT conversation a few months later (basically he lied that I'd be getting my points while paying on a new ownership level, but I actually DON'T get points while I'm actively paying for an entire year), I called the Chicago location back only to be told...surprise, surprise...THAT rep "no longer worked" at Hilton.
I stopped paying my monthly fees a few months back and was being hounded by Hilton. I spent over an hour on the phone in October 2025 with someone in sales who apologized profusely for my "issues" with Hilton and promised to escalate my concerns to a level where someone could actually DO something. It is currently December 2025, and I haven't heard a damn thing from Hilton. I even called them BACK to ask why some senior level representative hasn't contacted me like I was promised some months back...and Hilton did not respond to my message.
Consumers don't know what they don't know about products and services, and when you purposefully lie to them and mislead them about the truth, you prevent them from making a truly informed decision. Moreover, even if/when Hilton KNOWS their reps are lying to secure contracts they do NOTHING about it. Their entire attitude has been, "Yes, we acknowledge you were misled, but you did sign the contract, so that's all there is to it." I can't get anyone on the phone, no one will call me back, and no one wants to stop Hilton reps from lying to get contracts signed.

Horrifying, don’t do it. Sales representations are fictitious, promises of your dream vacations are completely false. We bought in with the understanding that this was a point based system completely independent from property locations. We were further promised international locations that simply were unavailable and continue to be unavailable after repeated requests for assistance. Further, you can’t get out of these very burdensome contracts. Big money maker for HGV (not a Hilton affiliate). Big loser for those wishing to enhance travel experiences.

Horrible horrible horrible, they say easy to book no blackout dates. What a lie and scam. After spending countless hours and days on the phone trying to book my stay in Washington DC they said they would let me know in 3 to 5 days. Ha after 11 days they called me back and said I had to pick new dates. I demanded all my money back or I was stopping payment on my cc. They did refund all my money but a huge waste of my time. Unprofessional, lying sales people.

I regret purchasing a timeshare from Hilton Grand Vacations in August 2023. What was supposed to be a fun vacation turned into a nightmare of high-pressure sales tactics that I'm still dealing with today. The initial presentation lasted over three hours, during which multiple salespeople tag-teamed me, including my representative Emily **, her husband, and others who kept checking if I was "close to signing." I felt trapped and emotionally exhausted, ultimately signing just to escape and get back to my friend who I had kept waiting for hours. I was told I could use it at Disney resorts and travel internationally anywhere in the world. They pressured me to switch my credit card to one with an annual fee for the down payment without clearly explaining the terms. I was told if I didn't use the timeshare, I could rent it out, but they never clearly explained that monthly payments would include both the loan and separate maintenance fees.
I've paid approximately $11,000 since joining and haven't taken a single trip. Meanwhile, my maintenance fees increased. When I've experienced devastating family crises this past year, including the death of my daughter-in-law, my father's passing from cancer, and my granddaughter's medical emergency, I begged multiple times to let me out of the contract or help resell it. They refused and instead sent me a collections notice. This company preys on people's emotions and uses relentless pressure tactics to trap customers in contracts they neither understand nor can afford. I strongly advise anyone considering HGV to avoid them completely.

A sales rep at Great Wolf Lodge sold me a $200 trip to Miami, 4 days, 3 nights, plus a $200 credit after taking the trip. Sounds great, right? When I went to actually reserve the dates, I was told it was going to be another $200, and that I had essentially made a 'down payment' toward the trip. I was upset at being lied to, so I cancelled the trip. Later, I went back to try to book a trip with my sister, and after making the additional payment, was then told AFTER THE PAYMENT that I have to take my spouse, who is not available. Then I was told that despite the payment just going through, that it was non-refundable and non-transferable. I know that is "in the contract," but it has left me with a bitter taste for everything Hilton. It's a scummy way to sell a product which--after seeing the reviews--is not worth the trouble.

Don't do it. One of the worst decisions I've ever made. We bought a limited 10 year lease with 5,500 points every other year. We haven't been able to use a single point in a year because their website tells us no availability wherever we want to go. The only locations with availability seem to be Vegas, Florida and Hawaii. Don't want to go there. Now we have to pay $250 to carry over our unused points. CAN'T FIND ANYONE AT HILTON TO HELP US. We've been told by two employees that "they" shouldn't have sold us this package because it's not enough points to do anything and we should just buy more. No way will we ever buy more. This is the worst. Don't do it.

We are loyal Hilton hotel patrons in our mid-late 70s who have invested over $350,000 in Hilton Grand Vacations timeshares since 2014. Unfortunately, our trust has been severely compromised by what we believe to be misrepresentations, questionable practices, and broken promises that don’t reflect the integrity we’ve long associated with the Hilton name.
Our HGV relationship began in 2014 with a $42,500 timeshare purchase. Since then, we’ve attended multiple "Owner Updates" that were actually high-pressure sales presentations lasting several hours. Each time, we intended to decline any offers but were bombarded with increasingly appealing deals until we felt declining would be foolish. Sales reps would involve managers who claimed to seek special corporate approval because we were loyal members. This resulted in multiple purchases over the past 11 years.
The most egregious misrepresentation occurred in a May 2024 transaction. The HGV rep explicitly told us we could rent out our Hawaii timeshare unit for $15,000-$20,000 yearly, which would cover our maintenance fees. His manager confirmed that most owners rented out their units rather than using them. This representation was the primary reason we agreed to pay an additional $111,000. When we later contacted HGV to find out how to arrange rental, we were told renting is not permitted.
We were also told our points could be redeemed for Viking cruises at $0.40/point but discovered –- after booking a cruise – that our points qualified for only $0.20/point. Also, our documents include what appear to be alterations to legal papers, including crossed out signatures and dates. And, more than $136,795 in accumulated equity vanished without explanation. As retirees on fixed incomes, we've had to liquidate significant retirement assets to fund purchases based on false promises. Our annual maintenance fee and related costs now exceed $15,000, plus loan payments. We urge great caution with HGV sales presentations.

Please DO NOT BUY, PERIOD! No matter what they “promise you.” We got sold some magic beans that are absolutely worthless. I paid $40k for 10,000 “points” which roughly equates to one week per year. BUT, you also need to pay $2700 a year in maintenance fees. Then you find out, you can rent the exact same room at the same resort for $200 a night on your Hilton Honors account! What a rip off and joke.
They “promised” me no maintenance fees for the first year but I got a bill anyways I need to pay. They gave me 1 “free” 7 day vacation and 1 “free” 4 day vacation, only to find out you need to pay $100s of “resort fees” PER PERSON PER NIGHT! They promised me 3 free nights in a newly built resort with a living room, fire place and full kitchen, only to send me to a really old run down property with none of those amenities I was shown during the sales pitch. Also, there is the “promotional discounts” that are completely false. I tried to get the 65% of points for Lake Tahoe, but they did not honor it.
It has been a terrible experience, typical “bait and switch.” They promise you the world during the pitch, completely lie to you and then read you the fine print of the 60 pages they make you sign right there on the spot saying it is in the “contract”. So you either gotta spend 3 hours reading it line by line or take their word for it. Again DO NO BUY, regardless of how enticing they make the deal.

Signed up in May after a timeshare tour. Wasn’t able to pull the trigger on the large escrow purchase upfront. But we were planning on selling our house after vacation. So they agreed to give us an 18 month trial package with 10,000 points and at the end of that package, we could make the large escrow purchase to seal in permanently. We did pay a large down payment initially and paid the monthly maintenance costs until recently (Dec.) in that timeframe. We have tried to use our points twice to stay at Hilton properties. Once in Kelowna BC in September and once in early December in Spokane, Washington mid week. On both occasions, it was 40,000 points per night! We had 10,000 points and were initially trying to be sold on their gold package which was 22,000 points! So even with the high-end package, we would never have been able to use those points for even one night in a non-exotic mid week location!
I called them to ask if this was some kind of mistake but was told it was because it was during peak season. Since when is September peak season!? We paid over $2000 in the eight months we had the package. It would’ve been way cheaper to just have paid for a hotel room. Complete scam. The points are never enough for a room. Don’t believe what they tell you. They won’t return my calls. They won’t refund my money. There’s no explanation.

I was approached at breakfast in San Marcos and told attending a "short 30-minute presentation" in New York would be different from a traditional timeshare. That presentation turned into over 2 hours of high-pressure sales tactics on November 30, 2023. The salespeople, Ashley ** and Reid **, repeatedly insisted this wasn't a timeshare but true "ownership with a deed" like a second home. They called it an investment I could pass on to my children, but conveniently never mentioned the ever-increasing maintenance fees would also be inherited. When I said I couldn't afford it, they kept pushing cheaper options until I gave in to an every other year one-bedroom unit.
RCI and said it worked "just like Expedia" with thousands of options.
None of this was true. The real website is confusing and almost nothing is ever available. I've spent nearly $10,000 and haven't been able to book a single night in two years. When I called about the "buyback" program, I was told no such thing exists. Nobody disclosed the rescission period, reviewed the Truth in Lending disclosure, or explained my interest rate. I was deliberately misled through every step. I've received zero vacations, zero benefits, only financial stress. I cannot keep paying thousands annually for something I can't use and was falsely told I could exit. This has been nothing but a nightmare for my family. Do not believe their promises, they will tell you whatever it takes to get your signature.

My boyfriend and I were lured in with a "$40 Alaskan cruise" offer while celebrating our birthdays in Las Vegas. What we were told would be a 90-minute presentation turned into an exhausting EIGHT HOUR ordeal that changed our lives for the worse. Hilton Grand Vacations salespeople never once used the word "timeshare." Instead, they painted this beautiful picture of "points" we could use at Hilton resorts worldwide. We were promised gifts, prepaid Visa cards, and multiple "free" vacations including that original Alaska cruise. Guess what? We've never been able to use ANY of them. Not one. The pressure tactics were relentless. "This offer expires TODAY." "You'll regret missing out." They wouldn't even let us leave to get proper food, just handed us sad sack lunches to keep us trapped there. By hour eight, I was in agony from my chronic pain and mentally exhausted from my ADD. I couldn't think straight anymore.
Here's the really disgusting part: they told my boyfriend he HAD to cosign because I didn't qualify alone. He explicitly said he didn't want to sign. They looked him in the eye and LIED, saying he could cancel anytime. That was completely false. When we got home and actually read the documents, the deception became clear. We tried booking the two-day training trip to learn the points system—couldn't do it because of hidden residency restrictions. Then came the shock of $1,000+ yearly maintenance fees ON TOP OF $418 monthly payments. Nobody mentioned those clearly during that nightmare day. Years later, we're still paying for something we've never once been able to use as promised. We feel scammed, manipulated, and trapped. This company preys on people's dreams and exhaustion. Stay far away from Hilton Grand Vacations.

I am writing to formally lodge a complaint against Hilton Grand Vacations (HGV) regarding their deceptive practices and lack of communication in my ongoing attempts to terminate my timeshare contract. My husband and I have been subjected to unethical treatment, misdirection, and a complete lack of transparency from HGV, and we are seeking your assistance in holding them accountable.
Our ordeal began in February of this year when I initiated the process to terminate our timeshare contract. Since then, I have faced repeated roadblocks, including unreturned phone calls, evasive responses, and an overall unwillingness from HGV to address my concerns. Most recently, I left a message with HGV via phone, but, as has been the pattern, I have yet to receive a response. This persistent lack of communication has left me feeling ignored, disrespected, and trapped in a contract I no longer wish to be part of.
The circumstances under which we entered into this contract were highly questionable. My husband and I attended a presentation with HGV, where we were subjected to high-pressure sales tactics. Despite my repeated refusals to the representative, Erum, we were worn down after being kept far longer than promised. What should have been a relaxing vacation day turned into a stressful and manipulative experience. This approach feels unethical and exploitative.
Additionally, we were not adequately informed about the Rescission Period during the signing process. Had we been made aware, we would have exercised our right to cancel the contract, as we did with the upgrade. Instead, we were left in the dark, and the contract reverted to its original terms without our knowledge. This lack of transparency is deeply troubling and further demonstrates HGV’s deceptive practices.
From the outset, HGV has misled us in numerous ways, turning what should have been a source of joy into a source of frustration and financial burden. It is unconscionable that a company can bind individuals to a lifelong contract for something as discretionary as a vacation property. This experience has been nothing short of a nightmare.
I am filing this complaint with Consumer Affairs, in hopes that Hilton will change their stance and offer us an amicable resolution. I will not stop pursuing this matter until it is resolved. Thank you for your time and attention to this serious issue. I look forward to your assistance in bringing this matter to a fair resolution.

RUN FOR THE HILLS IF ANYONE REPRESENTING HILTON GRAND VACATIONS APPROACHES YOU! I was lied to, defrauded by a “salesperson” who sold me a 4 day 3 night package to stay at a Hilton Hotel. Suffice it to say what followed was a horror show with 8 phone calls and NOT ONE AGENT/MANAGER taking ANY accountability. Clearly the misrepresentation and deception starts at the top and likely because no one in their right mind has bought a timeshare in 30 years. Whatever their business model is they start with what looks like a great opportunity but it turns into a maze of disappointments with no one at all taking accountability for my being deceived by THEIR salesperson. Nothing but grief and more grief. They lied outright and then harass you for calling them out.

I am writing to express my displeasure with the Transitions process and the Supervisor that we spoke to about it. First, the cost to "transition" out of Hilton is ridiculous. Eighteen months of maintenance fees for something that we can't use is unconscionable. I consider it a ripoff. The Supervisor stated that it was because it "creates a hole in the HOA." That should not be our problem. Our cost is $10K to get rid of Hilton (not so) Grand Vacations. A lot of money for two people who are retired and on a fixed income.
We have been lied to by Hilton representatives from the very first meeting at Tuscany Resort. We have been with Sunterra and then Diamond Resorts since 1998. NO issues until they were acquired by Hilton. We were told that we "had" to buy in to Hilton or face rising maintenance fees by staying with Diamond Resorts. Well, guess what, our fees still went up with Hilton. Hilton is only interested in money and does not care about the people. Your owner updates are nothing but high-pressure sales pitches. Do NOT get sucked into buying a Hilton timeshare. They don't care about anything by money.

Trying to get out of the Polo Towers/Diamond/Hilton Grand Vacation mistake I made many years ago. Now I am "Hooked up" to Hilton "Transitions" and I really hope this is not a SCAM! I have an EMAIL supposedly from Hilton and I was on hold for a long time to get confirmation and I was dropped due to high call volume after I wasted my time on the phone. It looks like I am going to have to pay my over $4,100.00 dues and if this Transitions is valid, another $5,637.00 to exit! Can you imagine if I could give this $9,700.00 to charity? I'm writing to warn folks about my terrible experience with Hilton Grand Vacations, and I hope this serves as a cautionary tale for anyone considering doing business with them. Back in 2015, my wife and I got one of those cold calls promising us a free four-day vacation to Florida if we'd just sit through a brief sales meeting. Well, that brief meeting turned into a grueling 5-hour ordeal that I wouldn't wish on my worst enemy. When we told them we weren't interested and couldn't afford their expensive packages, they turned up the pressure of something fierce. They kept bringing in different salespeople and managers, wearing us down with one offer after another until we finally caved and signed just to get out of there. We ended up with over $10,000 in debt for something we used roughly only three times in ten years.
Then, wouldn't you know it, right after we paid off that mortgage, they called again with another "free" vacation that turned into the same pressure sales circus all over again. We arrived early hoping to get through it quickly, but 4 hours later we'd signed for another package costing nearly $11,000 just to escape. Nobody ever properly explains the ongoing real estate taxes, maintenance fees, and member dues that keep going up year after year. Now we're in our 70s with health problems that make travel impossible, and we're stuck with this albatross around our necks. The whole operation feels like a racket designed to trap seniors, and I deeply regret ever answering that first phone call.

Summary of the Problem. We are filing this formal complaint regarding the extremely negative and financially detrimental experience we have had with our Diamond timeshare, which is now managed by Hilton Grand Vacations (HGV). We have been actively attempting to terminate our timeshare agreement for over a year, with absolutely no meaningful assistance or resolution from the company.
Detailed Account of the Issue. Manipulative Sales Tactics (Initial Purchase): We were subjected to high-pressure and manipulative sales tactics during the initial purchase presentation. The benefits and value proposition were grossly overstated, leading us to purchase a product that has proven to be an immense financial burden and provides no practical benefit to our family. The initial purchase was made under deceptive circumstances.
Request for Termination and Lack of Response: We formally initiated the request for timeshare termination more than twelve (12) months ago. Despite our repeated attempts to engage with HGV/Diamond Resorts regarding our desire to exit the agreement, the company has taken no action whatsoever to facilitate this process.
Continued Financial Burden for Unusable Product: While HGV/Diamond Resorts ignores our pleas for termination, we are still forced to make monthly payments for both the timeshare mortgage and associated maintenance fees. This is for a timeshare that we are unable to use and desperately want to exit. This situation amounts to severe financial hardship for a product we were manipulated into buying and no longer want or can utilize.

Run! Don't far from their lies. You are locked into a contract of payments and a loan that never goes down. VERY SMALL PRINT $6.60 a day interest for every day loan is not paid and high principal cost. Unable to change payment due date even when they choose you will have to pay a high cost. Complete rip off and when you try to book anything there is little if anything availability. Salesperson lied saying if you have a hardship and need out of contract they would buy property back from you. All lies.
Also they suggested you refinance with another bank to pay of property loan. Within 5 months of purchase we have paid over $4000 plus and they are still adding fees and we have nothing to show for it but a contract for or deception. I have not even seen or been in property brought. THIS company will bleed you dry. RUN. DO NOT PURCHASE ANYTHING FROM HGVC!!!!

We are writing to formally request your assistance in addressing a deeply troubling issue we have encountered with Diamond Resorts. Despite numerous attempts to resolve our concerns directly with the company, we have been met with repeated denials and dismissive responses that fail to address the core issues at hand. We were sold a timeshare by Diamond under false pretenses, and despite providing the company with the names of the salespeople involved, our complaints have not been adequately addressed. "The most disheartening part is that the salespeople took advantage of the fact that we have family in Puerto Rico that we wanted to visit. They told us specific locations we would be able to book, and then when we tried to book in San Juan, we were told that Diamond had ZERO places to stay in Puerto Rico. Do you see the issue here? This was their major selling point. They took advantage of the fact that we needed cheaper options to visit our family AND THEY LIED. We were told that the only Caribbean location available to use with a Diamond timeshare was in St. Martin. We ended up booking an Airbnb.
Additionally, the salespeople, Sales Rep. Luz **, QAO Tim **, and QA Angie **, assured us that we could use our timeshare in locations worldwide, which was also untrue. We were promised the ability to reserve a cruise using our points if we signed the contract that day, yet when we tried to book the cruise, we were told we didn’t have enough points."
These deceptive practices have caused us significant emotional and financial distress. We believe it is imperative that the salespeople involved be held accountable for their dishonest actions. Furthermore, we feel that Diamond has failed to uphold its obligations and has engaged in misleading and unethical business practices.
We are now reaching out to your office in the hope that you can investigate this matter and take appropriate action to ensure that Diamond and its representatives are held accountable. Total bait and switch. Even if you think it is only a couple of hours of discomfort for the heavily discounted stay that comes with the sales pitch, it’s not worth it. Promised agreed upon property. Arrived at property and reservation had been cancelled and rebooked at a far inferior property. $100 Visa gift card was “cancelled”. Spent total of 3 hrs on the phone just trying to have somewhere to stay and collect what was promised. Hilton, HGV and 3rd party ticketing agency are not related which severely taints the Hilton brand. I wish I would have seen the 1.1 star rating before we agreed to this too good to be true hotel stay because it is. Sad part is that Hilton itself tries to make it right but has no connection to HGV or the people you actually talk to.

We've been HGV members for over a dozen years. It was great until we upgraded to their Blue/Max aka US Trust Membership. It's absolutely horrible. Customer service is the worse experience we have ever had. We have been flat-out lied to and misled time and time again. We've spent hours and hours trying to figure out our benefits. Only to be told time and again the person we spoke to the week or month before was wrong, and they won't honor what they admit we were told before. Their new website is near impossible to book with. Demanding thousands of dollars of pre-booking fees, telling us we don't have available points, or that they are not eligible to be used. We would get rid of it if we could, but we can't "sell" our membership within 2 years of the upgrade purchase. If anyone were to start a class action against them, we would be in to that in a heartbeat. Stay the F away. You do not want to do business with them.

We had a horrible experience with VJ at Parc Soleil in Orlando. When we agreed to go to the meeting, we explained that we already had more points than we could use, and we just wanted to learn how to use them. When we got there, VJ met us. He told us that we were assigned to him because he was “the big dog” and that we were “special clients.” He said that he would be our contact at Hilton from now on. He said he would give us his cell number at the end of our meeting so that, if we ever have any questions in the future, we should call him. Despite telling him that we had no interest in buying anything, he proceeded to put a hard sell pitch on us. When he was unsuccessful because we repeatedly told him that we were not buying anything, he brought in another person to more pressure on us and to cut the price of VJ’s last offer. When that did not work, a third person was brought in for more pressure.
When we said a number of times that we only wanted information to better use our points, VJ would respond that he would explain “later”. When he finally got to providing that information, VJ spent less than 5 minutes and merely showed us the website, which we had already reviewed. When we got there, I explained that we wanted to be finished in an hour because we had to drive our daughter to the airport. In fact, my wife had told them that when we set up the meeting by telephone. We were there for over 2 hours, despite repeatedly telling them that we had a deadline. At the end of the meeting, VJ was obviously upset that we had not bought anything. When I asked VJ if we could have his cell number if we had any questions, he said, rudely, that we could not because we had not bought anything from him.

I attended an HGV presentation in May 2021 at the Elara in Las Vegas after being offered a promotional stay. The entire 90-minute presentation focused on the Elara property, including extensive tours of the penthouse, pool, meeting rooms, and attached Miracle Mile Mall. During the individual consultation, I was led to believe I was purchasing a share specifically in the Elara property.
Major Disappointment: I later discovered my actual property assignment was Parc Soleil in Orlando—a location I already owned a timeshare in and would never have chosen. This critical information was never clearly disclosed during the sales process. The extensive Elara tour only reinforced my belief that this was what I was purchasing.
Booking Nightmare: The sales staff failed to explain several crucial restrictions:
I can only book HGV properties (including my assigned Orlando property) less than 30 days before arrival, making trip planning nearly impossible.Reservations are only available after all other members and the general public have booked.
Staying at better properties requires thousands in additional fees beyond my existing points.
Fee Shock: I was explicitly told annual maintenance fees would be around $1,000 and shown documentation supporting this. I paid $1,008 for 2021, but fees jumped to over $1,800 in 2022 and continue rising.
Bottom Line: This timeshare is essentially unusable due to booking restrictions and limited availability. The misrepresentations about the property location, booking process, and fees make this one of my worst purchases. I strongly advise anyone considering HGV to thoroughly research all restrictions and get everything in writing before signing.

This complaint serves as a formal escalation of a dispute regarding a timeshare upgrade purchased at the Sunrise Lodge in Park City, Utah, in August 2023. We assert that this transaction was the direct result of a calculated and deliberate pattern of material deception and misrepresentation by the HGV sales team. We have exhausted attempts at amicable resolution with Hilton Grand Vacations, including the rejection of our final settlement offer of $25,000.
The following four claims were falsely presented to pressure us into an unnecessary upgrade, resulting in a vastly inflated loan balance and an interest rate exceeding 12%:
The "Incorrect Loan" Lie (August 2023): HGV's sales staff falsely claimed that our previous upgrade (purchased in February 2023) was "not done correctly" and "needed to be updated." They used this pretext to dissolve the old loan and roll all payments into a new loan for a subsequent, unnecessary upgrade. This tactic was solely designed to manipulate us into increasing our financial commitment.
The "Required Upgrade" Lie: During the August 2023 meeting, HGV representatives explicitly stated that Hilton’s purchase of Diamond required the start of a "new program," and we were required to "significantly upgrade" our membership to access any new properties or benefits. This was an intentional deception purely aimed at increasing our financial obligation under false pretences regarding necessary program changes.
The Refinancing Lie: We were falsely promised that we could easily "redo" or refinance the loan using our home as collateral, implying favorable interest rates and terms. After the purchase, we discovered this promise was untrue. The only available option was a high-interest personal loan, confirming the misrepresentation of achievable financing options.
The Service Dog Lie (Pet Policy Misrepresentation): As the final straw, the HGV sales team specifically instructed us that we could bring our dogs to any HGV facility, provided we lied and stated that our dogs were service animals. When we attempted to book locations based on this assurance, we were immediately and blatantly told that dogs were not permitted, invalidating a core factor in our decision to upgrade.
We hope Consumer Affairs can influence Hilton's stance to help us come to a resolution.

Issue: I feel deeply taken advantage of by Hilton Grand Vacations regarding my Diamond timeshare purchase. The sales presentation led me to believe that buying this timeshare would save me more money compared to using booking sites for vacations. I was repeatedly told that this option was superior due to its association with the Hilton brand and its luxurious resort amenities. Additionally, I was promised at least two weeks of vacation time at a resort of my choice, which turned out to be false. The package sold to me was too small to even use and they sold it to me knowing I would have to purchase an upgrade in order to use the timeshare.
Critical information such as annual maintenance fees for bi-annual points, was never disclosed to me. The sales presentation, initially advertised as a 90-minute session, was extended to 3 hours due to constant pressure from multiple salespeople. I was coerced into staying until the end to receive a "courtesy gift." Throughout the presentation, I was bombarded with high-pressure sales tactics filled with misleading information and lies, leaving me no opportunity to make an informed decision.
Resolution Attempts: Since February 2023, I have been attempting to terminate my timeshare contract. Despite multiple conversations with different representatives, my requests have been met with the same dismissive denials. I am reaching out to the Consumer Affairs office in hopes that this will show Hilton that I am still here and I am still demanding the termination that I deserve. Went to a 2 hour presentation in Las Vegas. Was given all sorts of false information, such as "you can use this at any Hilton Property, you can switch weeks with no problem, it pays for itself in the first year". The amount of "points" we bought is barely sufficient to cover a one night stay at any Hilton Resort. Nothing is as promised, and after being "owners" for 3 years, we haven't been able to use it once. Have asked multiple times to sell it back or get out of the program to no avail. HUGELY disappointed and have wasted thousands of dollars with NOTHING to show for it.

To Whom It May Concern, I am filing this complaint against Diamond regarding deceptive practices and the lack of resolution in terminating our timeshare agreement. When we purchased the timeshare, we were misled with false information. For example, we were told that the yearly maintenance fees would be tied to the credit card we initially received. However, we later discovered this was untrue. This misrepresentation, along with other misleading statements, has left us feeling deceived and deeply dissatisfied.
We have also communicated to Diamond that we are no longer able to afford the escalating costs of this timeshare. Very disappointed with Hilton Grand Vacations. They sold me a vacation package but were never responsible afterward. I called five different times to book and every time they said there was no availability — even when I could see plenty of open dates online. When I tried changing the location, they wanted to charge me more. This company does not stand behind what they sell. I would not recommend their vacation packages.

I responded to an email offer and was told that the resorts in Orlando were full, but I could stay at a nearby Embassy Suites. I was told that there would be NO resort fees, but that I had to pay $25.00 per night for parking. Well, as one might guess, I did have to pay resort fees. My presentation at Tuscany Village by Vanessa was a complete nightmare. She made an ageism comment (I am 76) asking me, "At your age, how much longer do you think you can travel?" But that was far from the worst that I experienced.
She interrupted me, she told me that we had limited time to finish her presentation, and was abrupt and rude. She even tried to get me to sign a form saying that I never wanted to be contacted again; she had become angry with me when she pulled that stunt. When I refused and told her kindly that "this wasn't working", she had another employee escort me out of the room, stating loudly, "She's overwhelmed". I am a strong woman, but by the time I got to my car, I was in tears. As I reflect on this experience, I will certainly not go back to a HGV presentation.

They charge $2000 a year just for annual maintenance fee which are about 3 times more than they used to be. Now it’s too expensive to keep. It’s near impossible to find a vacation you actually want unless you wish to plan 2 years in advance for your vacations. Then, if you wish to let your family stay, you pay so many fees that it’s cheaper just to rent the property outright. Now trying to get rid of the property, they demand 1.5 years of maintenance fees as a “transfer fee”. Essentially, people are paying this to get out of the criminal payment of an annual “maintenance fees”. How is this even legal. Making people pay for nothing. This practice sullies the Hilton hotel name. I will never stay in a Hilton anymore.

My wife and I have been loyal Hilton diamond members for over 15 years, so we figured we could trust them. Boy, were we wrong. In October 2023, we sat through their timeshare pitch in Las Vegas. We said no thanks, but they sold us a week in Washington D.C. Then right before the trip, they told us we had to attend another presentation or pay extra. Should've seen the warning signs right there.
During that D.C. presentation, the salespeople kept pushing these river cruises. They promised us our points would cover most of the cost every two years. That's the only reason we signed up. We paid $10,704.52 upfront plus maintenance fees of $1,768 every two years. We don't like debt, so we paid it all at once.
A few months later, my wife tries to book a river cruise and guess what? Our points aren't worth squat. Not even close to what they promised. So, we call them, and they lure us to Orlando for $199 (plus our own flights) for another presentation. We wait over an hour past our appointment while they take other couples ahead of us.
Finally, some VP comes out and tells us our $10,000 package is basically worthless now because of "changes" to their system. Then he tries selling us a $30,000 package to get what we thought we already bought! Nobody told us these maintenance fees go on forever - even after we're dead! Our kids would inherit this mess. We started their exit process in December 2024, signed their agreement in May, and here we are still waiting. They keep saying "a couple more weeks" but it's been months. We're retired and trusted Hilton with our hard-earned money. They lied to us, wasted our time, and won't let us out.

I am writing to formally file a complaint regarding my Hilton timeshare membership, which I am seeking to cancel due to ongoing issues and misrepresentations. I originally purchased this timeshare contract in 2019 and upgraded it in 2021 under the impression that the program would provide enhanced availability benefits. Unfortunately, these promised benefits have not been realized. Despite being current on all financial obligations—including a $691 monthly payment and an annual maintenance fee of $2,200 due each January—I have consistently found that availability is not as advertised. This has caused significant inconvenience and disappointment.
During the upgrade process, I felt undue pressure to commit, which has only reaffirmed my decision to cancel this agreement. I have no trips booked through the timeshare and reside in Hawaii, yet I recently received a collection letter regarding outstanding maintenance fees. I am unwilling to pay these fees as I am no longer utilizing the program’s benefits. Additionally, I was misled by Hilton’s salesman, Adrian **, who stated, "I'm not supposed to tell you, but you can write off a percentage of the actual mortgage." This was presented as a way to offset the HOA fees, but it turned out to be untrue. I feel I was consistently lied to about the ease of travel and availability of stays at different resorts.
The stress and anxiety of maintaining these payments, while being unable to use the program as promised, have been overwhelming. I have had to book and pay for alternative accommodations because the timeshare rooms are always unavailable when I plan vacations. I am requesting ConsumerAffairs' assistance in resolving this matter. I would like to cancel my Hilton timeshare membership and seek relief from the financial obligations associated with it. Beware of the lack of Customer Service after they sell you anything and promising the “free” gifts. We bought into the lowest package they offered after being undecided. We were offered a free cruise and turned that down and was supposed to receive 3 weekend getaways in return. We attended our orientation in Virginia Beach and was asked where we wanted to spend our 3 weekend getaways and answered accordingly. We get back home and logged into our account to find there was nothing stating we have these getaway’s so I started calling numerous numbers for help with this issue (picking locations, planning, and booking).
After many calls, being transferred to 5 and 6 different people/departments… still no explanations. After calling many many times a few weeks later I finally was able to have someone answer the phone and asked to speak with the Gentleman that completed our orientation but was told he couldn’t call me but his Manager would. That has never happened so I called back a couple weeks later and spoke with someone who assured me that they were going to escalate the problem and someone would call me in a day or two or she would call me back Thursday (yesterday) with the needed information but still nothing. All this while emailing a Raul and asking him to call or give me his number but nothing. So to me, save your time and stay away from this so called opportunity to waste your time just to have it null and void for lack of information, Customer service and agreed items.

I am writing to formally file a complaint regarding our ongoing and frustrating attempts to terminate a timeshare contract with Hilton Grand Vacations, purchased in Orlando, Florida. Despite our best efforts, Hilton has been uncooperative and unreasonable, leaving us feeling exploited and financially burdened. We purchased this timeshare in good faith but have never been able to use it, yet we continue to make payments. Hilton offered a settlement of $7,000 to cancel the contract, which we counter-offered at $2,500, but this has been repeatedly denied. We have already spent thousands with zero benefit, and they are still demanding $7,000 to terminate.
Our experience began on our mini-moon when an HGV representative used incentives to draw us into a sales pitch for a "points program," never once using the word "timeshare." They then leveraged sensitive personal information, such as our difficulties with infertility and the lack of a true honeymoon, to pressure us into the sale with enticing, urgent offers.
We immediately regretted the pressured purchase. Our attempts to address the situation have been met with frustration and roadblocks, including an inability to cancel or sell, consistent unavailability of desired dates, and facilities frequently under construction. The fees and maintenance costs for this unused product are now placing a significant financial strain on our family, especially as we navigate the costs of welcoming a new child. This money would be far better used for essential family needs.

We were asked to briefly summarize our feelings about Hilton Grand Vacations at the start of our presentation and I said “not interested”. The “closer” did say well thanks for your candor but they did have to complete the sales pitch of course or we would have to pay the full price for our three night stay. It was high pressured and so lacking on any details and flat out misleading and deceptive. I did stop them half way through to say “just so you know we have a policy of never making a large purchase without sleeping on it." That kind of ended the pressure as they at least did believe us. There is so much unethical about all of this that it unfortunately has affected my loyalty to the Hilton brand.

Hilton Grand Vacations resale is an unmitigated mess and for a company with the fine reputation of Hilton Hotels (definitely not HGVC) that offer good rooms that are reasonably priced in multiple prime and convenient locations, the timeshare is a severe personal disappointment and administratively inconsiderate of the owners. First, if your time-share is paid off and you can not use it for various reasons that include age and illness, their offer to sell is ridiculously inefficient with exceptionally poor HGVC-to-owner contact. The suggested sale price of one's timeshare that Hilton suggests in a formal letter is approximately 1/10 of the purchase price. Further, the stated sale price is actually significantly less than ten percent since Hilton included an exorbitant interest rate on the monthly payment fee.
This should provide some information to future owners as to what their HGVC purchase is really worth. (Further, the exceptionally high interest rate for purchase was not explained when the initial sale was made.) Second, at the time of purchase, resale was emphasized as being quite efficient and an advantage to owning a HGVC timeshare. IT IS NOT. The resale department is NON-COMMUNICATIVE and aside from a formal letter after the request to sell was submitted, contact has been minimal and the quality marginal. ALSO.....if one of the previous reviews is read, even if an owner of a time share that is completely paid off, offers to give the time share back to Hilton COST-FREE i.e. sign over the ownership back to Hilton so they can sell the time share and keep ALL the money from the sale, the follow-through from the RESALE department is VERY POOR with almost no contact.
It seems to validate that the time share is not worth their effort. An e-mail (the only contact almost 7 months after the resale request was sent in) was received 3 weeks ago advising that my request for turning over the deed would be sent to the "appropriate party" for follow-up. This was the first contact in 7 months and no contact has yet ensued. Admittedly, this response was received within a couple of weeks after I notified the resale department that I would desire to turn over the property to Hilton and they could sell it for their profit only. Don't purchase a HGVC timeshare.
There is a reason why there is only a 1-star rating and why a zero rating was actually suggested in at least one owner's review. Hilton is interested only in making money. The operating costs alone are now over $650/MONTH for a studio TIMESHARE for a one-week stay. There are REASONS for the POOR CUSTOMER SATISFACTION with their program and an overwhelming number of BAD reviews. FINAL ADVICE repeated.... DON'T BUY... IT'S a WASTE of ONE'S MONEY when there are OTHER MORE REASONABLY PRICED and BETTER OPTIONS for HOUSING on a VACATION. Also as anyone who submits a review might notice, HGVC requests a "receipt" to verify actual ownership and that an actual owner has submitted a review.
MULTIPLE ATTEMPTS to UPLOAD an ANNUAL STATEMENT were BLOCKED; thus my CONTRACT NUMBER is ENTERED for the Sunrise Lodge Timeshare Association so that this review can be verified. It should be noted that HGVC asks for a "receipt" to validate that an actual owner has written the review.....WHAT RECEIPT?? NO RECEIPT HAS EVER BEEN RECEIVED after the annual Association payment that includes "Club Dues (noted above), Operating fee, Reserve Fee, Real Estate Taxes and a Voluntary ARDA Fee" had been paid.
The only "receipt" would be a cancelled personal check and to protect my checking account number this will not be sent. THUS, I have entered my Time Share Location and contract number. Advice--stay away from HGVC. But Hilton Hotels is something else.... They are a pleasure to stay at and always my hotel of choice; convenient in location, with friendly staff, always well-kept and with up-to-date amenities in the room, and remarkably at a cost that is reasonable for their locations and quality when compared to other major hotel chains. SO FOR HILTON HOTELS..... an emphatic YES! YES! YES!..... For HGVC, many more emphatic--NO< NO < NO >NO>NO>NO>NO>NO>----ETC.

Do not buy a timeshare! They are shockingly hard to use, and virtually impossible to exit - even if you are willing to give it up at no cost. I can't even GIVE back my timeshare to Hilton FOR FREE. Buying a timeshare is signing up for a LIFETIME of escalating maintenance fees. No doubt their presentations are compelling, but the reality is, if you ever want to travel differently (i.e. to a different place, at a different time, for a shorter period of time), making your time share exchange work well is very hard, and usually incurs additional costs. Maybe you can't travel some years -- you must still pay ever-climbing maintenance fees. Renting a timeshare is also very difficult/near impossible. Save yourself a HUGE headache and just get a hotel of AirBnB when you need one.

We attended what was supposed to be a 90 minute presentation on July 3rd but it lasted nearly three hours. Despite repeatedly telling our sales representative Sami ** we weren't interested, he continued his pitch and promised a free vacation if we signed up. When we expressed concerns about potential job loss, Sami assured us he could help us cancel if needed.
We purchased a lower-level membership with 5,400 points every other year. During the presentation, Sami demonstrated on his devices how easy it would be to use HGV's app and website to book hotels and trips. However, after signing up, we discovered we couldn't log in. When we contacted Sami, he revealed our point level wasn't high enough to access the app or website - information never disclosed before purchase.
We were repeatedly contacted for "informational" meetings with promises of resort stays, each time being told we needed more points to access what we wanted. The promised ease of booking and resort access never materialized. When I lost my job and our income dropped by over half, I contacted Sami about his promise to help us exit the contract during financial hardship. He asked for an email explaining our situation, which I sent immediately. We never received a response.
Even after disclosing our financial crisis, we received another sales call pressuring us to purchase 11,000 points for full access. The call lasted 90 minutes despite repeatedly declining due to unemployment. We're struggling with maintenance fees we can't afford. The services promised don't match reality, and the help we were guaranteed has disappeared. We simply want out of this contract as originally promised.

We thought it was legit to only find out it is a scam. $1500 gone without any justification and international Hotel allowing this type of scam in their own property is insane. I’m very disappointed with my experience. The salesperson clearly misrepresented the vacation package, telling me it could be used anytime in the future—even several years from now. After providing my credit card, I learned the agreement actually limits use to one year unless additional fees are paid. I am currently undergoing cancer treatment and explained that I would not be able to travel this year. Despite this, I was pressured to continue, disconnected when I asked to cancel, and it took over an hour to reach someone again. The representative I finally spoke with was dismissive and tried to upsell perks that didn’t address the issue. I was eventually told the package would be canceled, but now I have to wait up to a week for my refund. Dishonest sales practices and poor customer service made this an extremely frustrating experience.

I booked a reservation in New Orleans and was offered 500 points for listening to a Hilton Grand Reservations promotion. I spoke with Trevor. I listened to the presentation, and I was not interested in any of the offers. I repeated this many times, but Trevor was persistent. I told him I would say it one last time that I am not interested. At that point he started cutting me off and when I called him out on it, he said I cut him off. I do not appreciate the aggressive tactics nor his rude behavior. I simply wanted to listen to the offers and receive my 500 points. He was so aggressive that I had to hang up on him. Not a good way to take care of a 30-year Hilton Honors member. Also, I used to work for Hilton Reservations Worldwide. I will never subject myself to this again and I am not sure if I am even getting the points since I had to hang up on him. Very Disappointed.

I was transferred to an HGV "rep" after booking a reservation via phone. The promise of earning points by answering a few questions on a five-minute call seemed innocuous enough. The call breached five minutes, coming closer to ten. It was incredibly uncomfortable. I lost count of how many times the individual used the word awesome and repeated the incredibly low price of only $199. Not $199 per guest or per day. $199 for everything. Four days and three nights. $199, awesome! It was the most abysmal, elementary sales pitch I have ever had the displeasure of enduring. I told the individual if I knew the call would be longer than five minutes and climax with being asked for a card number, I would have quickly declined. Moving forward, I will stick to booking reservations online and always refuse being transferred for some promotional questioning. I thought Hilton was better than that — I thought wrong.

Very high pressure sales techniques. THe maintenance fee can change without a vote so if the company is struggling, they can just raise the maintenance fees to whatever they want. If you don’t use your points one year, they charge you to roll them to the next year. Join Disney vacation club instead. It’s much better.

My experience with Hilton Grand Vacations has been an absolute disaster from start to finish. I'm writing this review to warn others before they make the same costly mistake. It started with a phone call offering a discounted 3-night Vegas stay for $149 if we attended a "brief 45-minute presentation." As longtime Hilton Honors members, we thought it was legitimate. The presentation in October 2023 turned into a 5-hour high-pressure sales marathon where we couldn't leave despite asking multiple times.
The sales team made incredible promises that turned out to be complete lies. They said our timeshare would appreciate like real estate, be easy to resell, and we could refinance the ridiculous 14.09% interest rate through any bank. They showed us a beautiful one-bedroom unit and said that's what we'd get access to. They promised easy online booking for Disney, Hawaii, and other premium destinations with maintenance fees of just "a few hundred dollars a year." None of it was true.
Throughout all of 2024, I tried booking vacations and found absolutely nothing available - even during off-peak times. The booking system is useless. Meanwhile, I paid over $1,300 in maintenance fees for points I literally couldn't use. When I contacted customer service, no one returned my calls or emails. Then came 2025 - supposed to be our "off year" - and they billed me again, $100 MORE than last year! No bank will refinance because timeshares aren't real assets. The resale market is non-existent. And after we bought in, they merged with Bluegreen, making availability even worse. I feel completely scammed. This company preys on people's trust in the Hilton name to trap them in worthless contracts. Save your money and your sanity - stay far away from Hilton Grand Vacations. Rating: 0 stars if I could!

We got scammed on a sales presentation on 4 day 3 night at Ov oceans 22 Club but put us in an Hampton Inn. Then in sales pitch after 2 hours as all bullshit and walked away saying no. The sales mgr. Troy tracked us down and bribed us back with a paid trip to Hawaii and airfare as we had spoke about it. We where stuck for another 4 hours in a high pressure sales as number changing, very stressful. Granted we left again but had go back as kept our Drivers license and was trapped again and signed as not in right mind frame.
All that was promised did not happen and now receiving bill for maintenance fees and taxes as more than stated as increase of 500 dollars. ALL I can say is run a big fat SCAM. We tried to cancel on August 29 2 days after being in right mind as would be paying over 60000 dollars for the 10 yrs at 18 percent which should be against the law. So again run forest. We have never been able to use the timeshare. Every time we try to book, we are told more points are required, making the package unusable. This raises serious concerns about why this package was sold to us in the first place. Hilton's sales representatives knowingly sold us a product they were aware we could not utilize, prioritizing profit over customer satisfaction.
To date, Hilton has profited over $7,000 from us for a product that is entirely defective. This is unacceptable. Hilton must take accountability for misrepresenting the usability of this package and failing to deliver on its promises. We are seeking the immediate termination of our timeshare agreement and action to hold Hilton accountable for their misrepresentation. Supporting documentation, including proof of payments and prior communication with Hilton, is available upon request. We have exhausted all efforts to resolve this directly with Hilton and are now seeking the assistance of the Business Consumer Alliance to mediate and ensure a fair resolution. Just got a call from a Hilton Grand Vacation associate. I tried to be very kind and say I was not interested. He actually started yelling at me and said he was being very kind too. Twice, I tried to tell him I was working and needed to get off the phone, and he wouldn't listen. His name was Gary. Awful! It essentially became a harassment call from Hilton, even though I tried to steer it the other way.

Beware of Hilton Vacation Club with hotel stay package. They offer $299 for 3 nights stay at their resort. And the very next day there is no availability. I specifically asked to stay Pigeon Forge Tennessee. It All started with me calling about points to use a Hilton Hotel. She redirected me to a special vacation price package staying at Williamsburg TN. Which was in the vicinity. At the painful package the very next day I call for availability and there was none. So the question is why offer room when there was none. She plainly lie. Now there's no refund? Has Hilton got so low to scam people out of their money? Shame on them because I would never stay in the hotel ever again.. And will let others know.

I am filing this complaint against Hilton regarding my ongoing and frustrating attempts to terminate my timeshare. Despite my repeated efforts to address the deceptive practices used during the sales presentation, Hilton has shown no integrity or willingness to resolve the matter. I have been in communication with Hilton’s representative, Sam **, who has repeatedly dismissed my concerns. Each time I raised the lies and misrepresentations made by Hilton’s salespeople during the sales presentation, Mr. **’s only response was that I signed a contract. This response completely ignores the unethical and misleading tactics used to coerce me into signing the agreement in the first place. The salespeople made numerous false claims during the presentation. These claims were critical in my decision to purchase the timeshare, and I now realize they were entirely untrue.

We stayed at Hilton Homewood Suites. This hotel was in very rough disrepair. The hallway looked like a scene from Dexter (the red stains on the carpet outside many doors was creepy). Our shower leaked all night, one of the drawers on the dresser was broken off and wouldn't stay closed, the hot tub was not even close to hot (I tried the timer and button labeled "Tub Heater Timer"-didn't work), the 2 staff we talked to were clearly on edge and not willing to help or hear concerns. And between i15 traffic roaring thru the windows all night and the constant airport noise we didn't sleep.
Trip to hotel #1 - $25 Uber, Our meeting was scheduled the next day at the Hilton Club Cancun ($25 Uber - Hilton said not shuttles available). Club Cancun Manager said our meeting was moved to Hilton Resorts World tower 1 (another $25 Uber - remember NO shuttle). Tower 1 manager said we are scheduled for tower 2 (we can walk but pretty frustrated now). Tower 2 manager brought out our Spanish speaking sales rep (we don't speak Spanish). New rep was nice and gave the presentation. After being told how wonderful ALL the Hilton properties were expecting a nice change. NOPE! We were told we as owners would always have a room at ANY facility. Then told later is was dependent on seasonal scheduling. Understood... I asked how much? The 24,500 points (the middle plane) would get us 1 - 2 nights at most properties we would own... 1 time per year. How much I asked again.
When the offer came we were shocked to see $139,950. That's a lot of money for a broken down hotel and no shuttle once a year I said. A manager was summoned to sweeten the deal. My wife expressed her concern that 1 vacation a year was going to cost more than our 1st house when the Manager slapped the table and told us we need to "Sit quietly and let her do her job"! I asked for her supervisor and was told "She is the Manager and all concern can go thru her". I have been in Sales for 30 years running my own business and have found telling my customers how its going to be doesn't work.
We were then offered the option to finance the $140k over 10 years with $30,000 down TODAY ONLY! But no one could tell me the rate I was going to pay.... Another $25 Uber back to our rundown blood stained hotel carpet. We decided to decline and go home and invest that $140,000 in a piece of land we will actually use for vacations (it is already building interest for us).
If I was standing on the side of an exploding volcano trying to save my family from a blood thirsty dragon coming hot and the lava flowing down at us and my only option for safety was to accept help from a Hilton Representative I'd choose the dragon. Later that night I realized why Hilton needed my money. It was needed to fix the rundown hotel and buy 2 shuttle vehicles. Please accept this as a warning that you WILL get taken by these vultures with no remorse. Next time I'll be looking for the Motel 6, Tom Bodett said he'd leave a light on for me!

This is a scam. They will try to get you in any way they can. For instance thank goodness I was not ready to commit but I got a 11,000 points package to sort of test the waters. They don't tell you that you have 7 nights total that you can use and if it does not add up to your 11,000 points you just don't get to use it. Good luck getting in to the dates you want. They don't tell you that New York NEVER has anything bigger than a studio so if you are family tough luck. So many lies just to get you to sign. SO many promises. Please beware and don't do it.

As a business owner who values integrity and transparency, I'm shocked by Hilton Grand Vacations' predatory ways. It started as a simple anniversary trip to Hawaii that turned into a nightmare for us. Their presentation turned into five long hours of time wasted and pressure to buy. When we tried to leave, we were suddenly dealing with multiple representatives. They bought us lunch, and had someone eat with us just to get personal information only to manipulate us into buying. This isn't sales - it's psychological warfare against customers.
The promises were completely false. We were told our points would easily cover family trips to destinations like Cancun and Hawaii twice yearly. Instead, we discovered our points were worthless during school vacation periods, forcing us to choose between pulling our children from school or settling for accommodation. Multiple "upgrade" presentations followed the same deceptive pattern. In Las Vegas, a representative became hostile when we declined, abandoning us mid-presentation. In Hawaii, they manipulated our frustrations about booking difficulties to pressure us into expensive upgrades that solved nothing.
The financial burden is literally destroying us. Rising fees make this a depreciating liability, not a great investment. When we sought help with resale as originally promised, we were met with complete indifference. I tried speaking with Noel about the details of my experience and all he could say was that we need to pay them for them to help us. Hilton Grand Vacations is more about filling their pockets and preys on families with misleading info and false promises. As someone who runs an ethical business, I'm disgusted by how they do business.

My wife and I took the "bait" back in 2013, and came back for more in 2017 & 2018, victims of the same scam tactics listed in these reviews. There is a way out! Many unreputable companies out there claiming they will get you out, so beware, they will gladly take your money just like HGV. We finally connected with the right organization (TDA) and we are free of this mess! Is it cheap? No. Is it less expensive than what HGV has done to you? Yes! With the legal representation they provide, they will work you through the process. Here's the catch: You will stop paying. Period. HGV is going to come after you and going to report this to the credit agencies. I took a 145-point hit at one of the credit bureaus (dropped from a score of 832 to 687). I could afford the hit (it wasn't that important). The process took a bit over two years, but we are now free-and-clear of any obligation to HGV.

What started as an "exclusive offer" for Hilton Honors members has become our family's financial nightmare. We were promised a free Vegas getaway just for attending a presentation, with repeated assurances that "this is not a timeshare, it's an investment." What a lie that turned out to be. From minute one, HGV's sales team deployed every manipulative tactic in the book. Different representatives tag-teamed us, creating fake urgency with "limited time offers" while painting rosy pictures of free cruises, endless flexibility, and year-round travel. Here's what they NEVER told us: Annual maintenance and HOA fees increase every year. Our children will inherit this financial burden when we die. Booking reservations would be nearly impossible despite promises of availability. And selling back to Hilton? Complete fiction. Since purchasing in 2019, we've used our timeshare ONCE. Every attempt to book has been met with "no availability." When our finances changed and we tried to sell back as promised, HGV ignored us completely. For three years, we've struggled with escalating fees while unable to access what we supposedly "own." We were told we'd be treated like royalty at Hilton properties. Instead, we feel like fools for believing their lies. This contract was sold through pure deception and material omission of facts. Make sure you understand every single possible charge out there before you buy- they charge for items that you would never think about, such as to carry over points an extra year. It costs $100 to carry over points that you already purchased. Understand that even though you do not pay resort fees at HGV properties, you make up for in other fees. My brother stayed with us at one property and paid the exact same as a non-member as what we paid as a member. You do not have to be HGV members to stay at their resorts, and there are plenty of promotional stay offers out there to cut your price. The sales pitches were very forceful, I actually left crying after one of them.
We were sold a package several years ago that we were eventually told was not a good package and we needed to upgrade to get the most out of the account. If you are selling a package that you do not stand behind, then do right by the customer and don't try to coerce them into more. Unless you are booking far in advance, your destination choices are very minimal. When you have a family with children who are involved in activities, it is difficult to make this work. Families with children, be aware of this when you listen to the sales pitch. The flexibility and availability is not there.

We had purchased Diamond resorts years ago and made the mistake of adding additional point but we made it work and were using it every year so other than maintenance fees being expensive it was working for us. Then we got sucked into a Hilton presentation and where we ever filled with a bunch of lies. We made the huge mistake of upgrading and adding HGV to our club membership thinking we would be able to book more and use at Hotels. What we found is we can't ever find any availability at Hilton and so no we have this separate HGV membership with points we pay for but can't use due to no availability.
We can't even get a room in the home resort we bought into due to no availability. Then their pitch of using points to book hotels was another huge list of lies. What we did find out was we could convert our points to Hilton honor points then pay an average of 50,000 to 60,000 points for a $200.00 a night room. If you figure what you pay in maintenance fees for the points the hotel room would cost us about $600.00 per night and you earn no bonus points as they stated when you use your points so not worth converting points over. Other problem is they destroyed Diamonds working web site and took most of the perks away and gave you worthless perks you can't use. Hilton vacation club is a scam and I strongly recommend staying clear of these crooks and don't believe a single word they say. It will all be lies.

My wife and I were approached in Boston Logan airport Hilton. Told we could get 3 nights in Chicago for a great price at a high end hotel, for 1 hours of our time. All we had to sit through a vacation club presentation. Ok, we thought. From the outset, getting the hotel we wanted and the days we chose (3 different weekends in 3 different months) was VERY challenging. Finally, after much calling and complaining, we got our hotel and dates. The 1 hour presentation turned into a 2 1/2 hour hard sell. Not one, not two, but 3 different sales people tried to get us to sign up. Starting at very expensive, then the medium priced deal, then the "just a toe in the water" deal. No was not what they wanted to hear. After explaining our position three times we were unceremoniously shown the door. Literally!! The last rep said, "Ok I'll show you out". Stood up and pointed to the exit. This is not worth your time or energy. Hilton should stick to the hotel business not timeshare.

I feel completely deceived and taken advantage of by Hilton Grand Vacations. What started as a "free" three-day vacation turned into one of the worst financial decisions I've ever made. The high-pressure sales tactics were relentless. Despite my clear hesitation, they wouldn't let up until I signed on the dotted line. They even had me open an American Express card on the spot - red flag much? But I trusted the Hilton name and believed their promises. The biggest lie? They swore I could use my timeshare to book hotels worldwide, specifically mentioning Mexico and Jamaica. This was THE deciding factor for my purchase.
Fast forward a few months, and surprise - it was all BS. When I tried booking in both locations, suddenly Hilton "doesn't have equivalent properties" and my timeshare is worthless for exchanges. My husband Monte (81) and I Aleta (73) have been trapped in a nightmare with Diamond Resorts/HGVC for a decade. What started as a 7,500-point purchase in 2014 has become a financial catastrophe that threatens our retirement security. We were lured with meal vouchers and gift cards to countless presentations where we were LIED to repeatedly. They promised we could sell anytime, that our heirs could decline ownership, and that assessments would remain reasonable. ALL LIES.
The worst came in April 2024 at HGVC Elara in Las Vegas. Sales rep Nabil Kassas subjected us to a 6-hour high-pressure torture session. We were never shown pricing up front instead, he took our credit cards and kept coming back demanding more cards for "additional costs." By 5:30pm, exhausted, hungry, and cold, we discovered we'd been charged $56,000 down payment on a $242,059.90 purchase! We signed just to escape.
Weeks later, Kassas called saying our yearly assessment would be $99,000! When I said we couldn't afford it, he claimed he'd "note" we could pay $25,000 maximum. Meanwhile, our assessments skyrocketed from $1,481.80 in 2014 to $13,044.93 this year. These companies’ prey on elderly people with deceptive tactics, hidden costs, and impossible-to-escape contracts. They've caused us severe financial strain and emotional distress during what should be our golden years. AVOID AT ALL COSTS. This is legalized elder abuse disguised as vacation ownership.

We attended knowing this was a timeshare presentation and were genuinely interested in learning about the program. However, we quickly discovered that the HGV staff who conduct the educational portion are completely separate from the sales representatives who make the actual pitch. During our meeting with the salesperson, every concern we raised was dismissed with quick, seemingly easy solutions. Unfortunately, none of the promises made during the sales pitch have proven true:
Limited usability - Despite claims we could "use it everywhere," the actual locations and availability are severely restricted. Partner programs are impractical - Using other partner properties is complicated and user-unfriendly, nothing like what was promised. No real asset value - This is not the investment they portrayed it to be. Cannot secure financing - You cannot obtain a personal loan using the timeshare as collateral. Resell - You can't resell this "property" because of all the issues. The disconnect between what the sales team promises and what HGV actually delivers is significant. Deceptive Sales Practices and Unusable Product. We were lured to Vegas with promises of a 1-hour presentation for a $100-150 trip. Upon our arrival at the presentation, we were held for nearly 4 hours after staff took our IDs at check-in, preventing us from leaving. Sales rep John ** made false promises: family could join trips, points could be used for RV parks/cruises, the timeshare would pass on to children (without mentioning they'd inherit ever-increasing maintenance fees). We were sold insufficient points to actually travel as promised, and never told points expire. After paying $2040 deposit and signing with Jesse **, we couldn't book anything. Multiple follow-up meetings in Florida involved more high-pressure tactics. Despite paying $17,500 in total and upgrading twice, we still cannot book a single vacation.

Further, they had no problem taking our $224.00 and then tried to tack on another $25.00 because they never told us if we'd have 2 queens or a king size bed! What a complete waste of time. When I first bought the Hilton Grand Vacations timeshare, I believed it would be a valuable investment for my family. However, after paying the monthly fees for a year without being able to secure a vacation, I attended one of the owners’ updates. There, a representative informed me that I didn’t have enough points to book a vacation. Under the impression that added points would resolve the issue, I bought more, not realizing the significant increase in annual fees on top of the monthly payments I was already making. The financial burden became overwhelming, yet even after buying more points, I still found that many destinations remained unavailable.
I attended another owners' meeting in Chicago, where I was told that I could only book vacations during specific periods. The representative suggested I pay an extra fee to book vacations year-round. It became clear that these meetings were nothing more than an ongoing attempt to extract more money from me without offering any real value.
I was repeatedly told that the timeshare would be a smart investment, both for me and as something I could leave to my daughter if anything were to happen to me. I was also assured that I could sell it if it no longer suited my needs. These claims have proven to be entirely false. This is not an investment—given the high fees and the virtually nonexistent resale market, the resale value is nowhere near what I’ve paid. Since becoming an owner, I’ve spent over $10,000 on fees and have used the timeshare only three times. Mind you, when I expressed hesitation and asked for time to think it over, representatives pressured me more, stating that the offer would not be available at the same price if I waited, and that I would be getting a better deal than those purchasing the timeshare later. After agreeing, under false pretenses, I discovered that this information was inaccurate. These people are incredibly dishonest.

Hilton Grand Vacations WARNING: Predatory Sales Tactics and Financial Deception. We attended what was promised to be a one-hour presentation for Hilton Honors points. Instead, we endured over four hours of relentless high-pressure tactics by Rosie ** and sales manager Gerry **. Despite repeatedly stating we had no interest and couldn't afford it, they used emotional manipulation - including personal stories about Rosie's deceased son - to wear us down. They pushed us to open American Express cards for the down payment while hiding the true costs. The 16.09% interest rate and actual purchase price were NEVER clearly disclosed until we were exhausted and signed documents with "assurance manager" Denise **.
The promised "flexibility" is a lie. In 25 months, we couldn't book a single desired weekend at Myrtle Beach. We've paid $11,763 for seven nights - that's $1,680 PER NIGHT! Over ten years, we'll pay $39,707 for what amounts to $1,134 per night. When we tried to sell, they referred us to a third party claiming $11,000-$14,000 resale value. Reality? Our timeshare is worth about $100. There's no buyback program despite their implications otherwise. This is a financial trap designed to prey on aging tourists. I was cornered by a sales rep in Dallas on a vacation who asked me about purchasing a vacation package that offered several places to attend. I was excited because I said this can be part of about 40 year wedding anniversary and we would attend somewhere and possibly look at becoming owners. Upon me l calling to book the reservation I was told that my credit score didn’t fit a soft pool and so they could refund my money or send me a check. This was very disappointing to me because I had planned on them being part of our celebration, and this was not ever stated when they was taking my money at the hotel. I am very disappointed in his organization and would suggest no one buy from them. Try Marriott instead. This was extremely deceiving.

Kona family vacation in Kings Land Resort. We are 15 people. Organized this vacation under one reservation one person paying for all! No confusion well think again!! One party got locked out of their unit late at night when not one was around. Stressful night. Not one has apology! Management didn’t even acknowledge the problem. Reception didn’t collect from that particular unit at checking. After being told that we are all together and one person is paying for ALL, which it was the person that checking last!! Unreal not information about any activities or savings cards or anything… found out later. Problems with checking problems with non verbal communication problems with pool towels problems with condo upkeep inside dirt and crime. Never again. Other hotels are cheaper and better treatment of guess. This is more like your Motel experience.

Giant money suck. Got talked into by slick sales methods. The website must have been created on an Apple IIe because it is extremely outdated and virtually unusable. Called support staff to set booking. They all act like it's their first day of training because no one is able to find available booking dates. We've had membership for over a year and have been unable to book any vacations. Assuming this is by design so they can keep your cash and provide you nothing. DO NOT BECOME A MEMBER unless you just want to throw your money away and if that's the case feel free to throw a little my way. This club is a class action suit waiting to happen.

I booked using the $199 offer for Vegas/3 nights, 4 days. The hotel I preferred was not available and Hilton considers Thursdays part of the weekend so they charge an upgrade fee. I was unable to stay on the last day due to work. I showed up for the presentation early because of a flight change. I openly shared that information and it turned into a nightmare because they said they have a rule that your flight cannot be within 3, 5 or 6 hours of the presentation (every rep gave me a different time frame). I had to speak with corporate and that supervisor said I could not participate in the presentation on the same day as checkout.
I explained that such information was never shared with me and the terms and conditions don't state that either. I explained that I shared my early departure during my booking as well as check-in so he said they were going to review the recordings and get back to me within 1 or 2 days. I showed up to participate in the presentation as required, but I was told to leave and threatened with the possibility of having to pay for the stay based on my inability to stay another night. Mandatorily having to stay an extra night is ridiculous as well as the restriction to participate in the presentation within 6 hours of one's flight. I REGRET ACCEPTING THE OFFER AND SHARING DETAILS OF MY FLIGHT with the presentation representative!!

My experience with Hilton Grand Vacations has been nothing short of a nightmare. It started with relentless robocalls—multiple times daily without identification or messages. After weeks of harassment, we finally answered after receiving four calls in one evening. We were lured in with promises of a "free 3-day Vegas trip" for attending a "low-pressure, one-hour presentation." This was the first of many lies. Upon arrival at the Elara, it became clear our stay was secondary to their sales ambitions.
The "presentation" lasted nearly FIVE HOURS. We were passed between multiple sales reps who used increasingly aggressive emotional manipulation tactics. Despite explaining that my mother-in-law was terminally ill and we needed to leave, they refused to let us go. We were so mentally and emotionally exhausted that we agreed to purchase just to escape. They pressured us into opening a credit card for financing and promised we could "easily resell at the same or higher value”, another complete lie. Questions about maintenance fees were answered dishonestly, and follow-up calls were ignored.
Later, we were targeted again with "free trip" offers that was actually another high-pressure upsell session. Against our better judgment, we were manipulated into upgrading with false promises it would improve usability. It only deepened our financial burden. For years, we've tried contacting HGVC about resale options with zero response. Their entire business model relies on deception, manipulation, and predatory tactics targeting vulnerable consumers. HGVC has caused us years of financial stress and emotional distress. Save yourself the heartache—avoid this company entirely.

Buyer beware - do your homework. I purchased the Hilton Grand Vacation package for $397 for 3 nights. The purchased included 50,000 points that we were told would be the same value at the package. 50,000 points does not equal $397 in points. I called 2 days after the purchase and asked about getting more points. The sales rep, Lotus, said 50,000 was just an added bonus and not suppose to equal the package and the initial sales rep promoted. Since this in not what I was initially told, I asked for a refund. She threaten it was unrefundable. I told her I would dispute the charge and file complaint with the BBB. She became very rude and agreed to give me a refund. The promotion package could be a decent deal, depending on the destination. However, the sales pitch wasn't completely honest.

I fell into the vacation package sales trap as well. I paid $112 total for a 4 days, 3 night Las Vegas trip with a requirement to attend a 2-hour tour. I didn't receive an email after my card was charged so I called the HGV customer support number to find out what was holding it up. I reached a very lovely representative who helped process a refund (hopefully!) after ultimately listening to the phone conversation I had with the sales rep. While I completely appreciate the honesty of the customer support reps and those who listened to the sales call, I just can't imagine how many people have fallen victim in the same way that I almost did. I'm thankful that HGV does have some honest employees who are not on board with deceiving the customers who actually provide the revenue for their salaries.

Extremely Disappointed - Deceptive Sales Practices & Misrepresentation. I am writing to share my deeply troubling experience with Hilton Grand Vacations, leaving us financially distressed and questioning our trust in this company. During our sales presentation, we explicitly stated our loyalty to Sandals Resorts and preference for all-inclusive stays with butler service. The HGV representative assured us we could access equivalent accommodations at a fraction of our usual $5,000-$6,000 vacation costs through their RCI affiliation. We were shown a directory falsely listing Sandals as a partner & promised the same luxury level, including butler service. The reality was completely different.
Only one Sandals location (Ocho Rios) is actually available through RCI, and none of the qualifying rooms include butler service. This directly contradicted their promises and impacted our travel plans after we cancelled our existing Sandals booking based on their assurances. We were pressured into making a same-day decision for "time-sensitive discounts" and misled into believing we were purchasing appreciating real estate with private ownership. Instead, we only bought points under a promissory note that negatively impacted our credit - something we were never informed about.
Critical details were omitted or misrepresented, including that annual maintenance fees increase by 16% compounding rate annually, we cannot resell back to Hilton as promised, we would still owe a substantial balance if we terminated, and the actual vacation costs work out to $1,286.68 per night or $7,720.10 annually - far exceeding our previous expenses. We weren't given adequate time to review the contract or receive honest explanations of long-term obligations. The high-pressure tactics and deceptive practices have caused significant financial stress. Their sales team uses misleading information and omits crucial details to pressure you into contracts that don't deliver what's promised.

I deeply regret my decision to purchase with Hilton Grand Vacations. What began as a $225 promotional package in 2021 turned into nearly $30,000 in contracts through manipulative sales tactics and outright deception. We thought we knew we wanted this before we had to go through the high pressured sales pitch. Our agent said everything she thought we wanted. We told her we were spontaneous travelers. And she said this would be more than perfect for us! Not. It's very difficult to book last minute. So, 12 hours after buying, we called to cancel. We sent in the email they told us to. Then crickets. Nothing. We've called and were told they never received anything from us. Then I found the email and called her out on her lie. I asked for a supervisor, she disconnected me! I would have recommended this even though it wasn't a fit for us but not now. They take your money and hide! We still don't have it back nor can we reach anyone. I'm sure I'll be getting an attorney. Disappointed with the Hilton brand is an understatement for sure. We didn't even get the free gift they promised for sitting through their presentation, even after we asked for it after buying. story we'd heard. We were promised 8,000 points every other year for approximately $295/month, with points that never expire and automatically roll over, usable at any Hilton location worldwide, with nominal HOA/maintenance fees that could be gifted to family or passed to heirs.
After paying faithfully for nearly 3 years, we checked our points balance in February 2025 expecting 16,000 points (2022 + 2024). We found ZERO points. Customer service told us points don't automatically roll over - we would have had to call and pay fees to carry them over for just one year maximum. The "nominal" fees have increased 18% in less than 2 years, and we're trapped in a contract we can't exit without paying the remaining $15,000+ balance.
Every promise made during the sales presentation was false. We've lost all our points, fees keep rising, and we're stuck in a contract based entirely on misrepresentations. The sales team will say anything to make a sale with no intention of honoring promises. Don't do it. I pay roughly $1800 a year for fees. Their point system is difficult and you must save a certain amount to go to a resort other than ours. Our yearly points don't add up enough to do this so we must save 2 years of our points to go elsewhere. Don't do it.

Would give this a negative star if I could. After agreeing to a package it was only at the end (AFTER I was charged) that the representative told me 2 decision makers were needed. My husband was traveling at the time but when he came home a few days later he said he was not interested at all. I waited for a couple of months in case he decided to change his mind, but he didn't. During that period, Hilton Grand Vacations literally HOUNDED me on a DAILY basis by phone to the point where I could only imagine what the hard sell would be if we had gone through with it. The last straw was calling them to complain about the misleading upfront sales pitch and the daily intrusive phone calls and simply requesting that the nearly $300 we did have to pay get credited toward a future stay - not even asking for a refund just a CREDIT to which they refused. A warning to anyone contemplating this in the future.

My wife and I were victims of Hilton Grand Vacations' fraudulent sales practices in 2010 and again in 2014. What was promised as a 1-hour presentation for free park tickets turned into a 6-hour hostage situation where they took our IDs and subjected us to relentless high-pressure tactics while our children waited. We were never given adequate time to read contracts or research the company. The misrepresentations were extensive and deliberate. They promised "exclusive access" to private resorts, claimed Disney resort and cruise access was included, and presented this as an investment that gains value over time. All completely false - there's no resale market whatsoever. Most critically, they guaranteed a corporate buy-back policy for exit that simply does not exist. They failed to disclose escalating maintenance fees that increase 9% annually forever and never provided the legally required Public Offering Statement.
The reality is devastating. We're locked into paying $6,172.15 annually for what amounts to $514 per night for an overcomplicated rental system with impossible booking windows. Maintenance fees increase 9% yearly forever and pass to our children upon death. For three years we've tried accessing the promised buyback program, but every contact results in "that's an old policy" or complete runaround tactics.
This company uses psychological manipulation, false urgency, and outright lies to trap seniors and families. The "investment" is worthless, fees are crushing, and there's no legitimate exit strategy despite promises. We will be pursuing legal action for fraud if this isn’t resolved in a timely manner. Save yourself the financial and emotional devastation - stay away from Hilton Grand Vacations timeshare presentations entirely.

I recently signed up for the Hilton Grand Vacations with my husband. We started feeling uneasy about it and just wanted to put our money elsewhere so we contacted our sales representative to let him know we wanted to cancel and he pretty much told us we’re on our own and that he was busy and could not help us. We tried to contact multiple numbers That were on our contract and no one could get back to us. We sent in a letter to cancel our membership and they give you five days to send that letter in. I thought I sent it in within the five days and no one sent me a rejection letter.
Then I called customer service and they said it was rejected but no one will talk to me over the phone about it or let me know The reason why and there was a miscommunication with our sales representative and we were getting no help. I am now over a month signed with them and I am just getting bills in the mail and no one will personally call me back. I even called the sales manager team at the Myrtle Beach location that I signed up And no one will call me back. It’s like no one works here and they just signed you and send you a bill.

We opened the door to depression, and disappointment, and it went down from there. The first morning we had only 2 packs of regular coffee, 1 sugar free packet, 2 creamers, poorly stocked; POOR, POOR, POOR. The only electric socket by the room sink (for the coffee pot) had previously had a 'fire/short, was 100% broken, with fuse that could not be reset, because it was burned. (popped socket, cracked, and blackened evidence of smoke on socket cover and looking inside it was blackened) We had to take the coffee pot to the teeny table to make coffee, Linens poorly stocked for 2 guests, YES we did get more towels, etc; Broken glass and a piece of a broken mirror were on the carpet, near the bathroom entrance; Bathroom sink has a FAKE front, that other guests, and us, tried to open, FOR MORE STORAGE, it just pulled away, SHOWER ROD was broken, and would not stay in place to hold the shower curtain,
Shower curtain very old and poor quality; Bathroom vanity was dirty, bathroom floor was dirty, bathroom light was burned out, No door hooks, bathroom door is wrong size, wrapped, does not close properly, cheap quality and never painted after install (why is warped, but it is the wrong size); Toilet seat horrible, does not match the toilet and was replaced in haste, by someone... Gross; tissues on the back of toilet were not even in a box, they were in a plastic bag, shoved under the tissue holder, horrible; The Shower/ tub drain had poor, horrible drainage ,so you end up standing in shower water. And YES we did lift the drain and turn it to the side. To top it off The FRONT of the 'BATHTUB, fell off when someone was on the toilet, It stayed off.... Gross. The tub is too high for most people to get into and out of safely, even children, a true safety hazard.
To let you know, We travel for a living, we have NEVER has a room that was this horrible, disgusting, and frustrating. We are / I am a Hilton Honors member, but will now rethink ever staying in a Hilton. We chose a room with a partial view of the beach/water, and we got a view of an apartment building. TOTALLY disappointed in that, and we had to pay for it? Trees, streets, a couple churches.... That room 1407B was the worst hotel /motel room we ever stayed in. We had choices where we would stay, and we chose Hilton Vaca Club, we got a room that would make the downtown motel look good. IT was THAT BAD< depressing. We DID 'escape' the horrible room, we went to the 10th floor next door and Oceanaire (with the nice key we were given.,) we enjoyed it, loved the view , but it is a CONCIERGE LOUNGE that is not even being used, not drinks (coffee, I think) not snacks, lights were not on, but the terrace was amazing.
We have stayed in the finest of the finest hotels, I was a VIP Concierge in a new fantastic hotel.... All we can say is we were totally disappointed. Breakfast? We were told NONE available close, except that pancake place, and they could not serve me because of food allergies.... The next day we smelled a yummy breakfast and asked if there was breakfast nearby, front said NO.... BUT!!!! Here is the kicker, we walked out the front door, saw a server at the TIKI Bar, we walked over and THEY SERVE BREAKFAST starting at 9 AM.... FULL SERVICE. YOUR Front desk and area should tell people that there is breakfast there....
Total disappointment, sadly we expected much nicer, cleaner, well appointed, well tended.... OH we also ran into a young make with a frying pan, a worker, he said A only has frying pans and "B" rooms are the smallest, worst kept, and no one should be there. We felt like we were in a closet, the room was small than our guest room.... Even with the bathroom, and we do not have a big house.... It was A HORRIBLE experience. Next time we can go to Motel 6 or Red Roof Inn. Remember... All the staff were AMAZING and WONDERFUL... And all the other guests probably had nice rooms, not one from the 1960's....

I deeply regret my decision to purchase a Hilton Grand Vacations timeshare. The initial sales presentation was high-pressure and persuasive, but in hindsight, it misrepresented the reality of what I was buying. What was sold as a valuable and flexible investment has turned out to be a significant source of stress, financial loss, and disappointment.
Their sales tactics are misleading, and the company’s internal structure and communication are disorganized and confusing. I’ve had to deal with multiple “resolution specialists,” none of whom seemed aligned or helpful. Many of these interactions have been frustrating, with representatives coming across as dismissive and uncooperative. Hilton Grand Vacations does not appear to prioritize customer service or long-term client satisfaction.
Despite numerous attempts, I have received little support or empathy in trying to exit this burdensome contract. In addition, my experiences traveling with a service dog have been uncomfortable and far from accommodating, which is unacceptable in any hospitality setting. Booking vacations has consistently been difficult, with limited availability and overly complicated procedures. The promised flexibility and value simply haven’t materialized. Instead, the entire experience feels like a financial and emotional trap. Given my experience, I would strongly advise others to think twice before engaging with Hilton Grand Vacations. I cannot recommend this organization to anyone.

Hilton Grand Vacations brow beats their owners at every turn. Every time we stayed at a Hilton Grand Vacations property, we were scheduled for another meeting under the hoax of learning about “new benefits.” These hour-long meetings consistently lasted three to four hours and always turned into attempts to pressure us into buying more points. Our first purchase in 2018 was done with the intention of using the timeshare with our family for many years. However, we quickly learned that to make full use of the system, we needed more points.
Over the next five years, we reluctantly agreed to upgrades until we reached “Elite” status with our most recent upgrade in July 2023. We made it clear during that meeting that we were considering cancellation due to our declining health and advancing age. Unfortunately, we were met with more pressure and misleading promises which led to a decision we now deeply regret. We were also persuaded to join HGV Max with promises of exclusive benefits like priority booking, but that was not true.
At this point, we estimate we have paid Hilton Grand Vacations over $120,000. In return, we have used the timeshare for approximately ten weeklong stays which calculates to an average of $12,000 per stay. This is an outrageous and disproportionate cost that highlights the financial burden this contract has placed on us. We would never have entered into this agreement if we had not been repeatedly subjected to aggressive sales tactics that lacked transparency and promised benefits that never materialized. The sales team’s actions and the program’s structure have placed us in a financially and emotionally stressful position. They just cannot be trusted.

During our 7 years as owners, we have encountered high-pressure tactics, misleading claims, and deliberately confusing communication from Hilton Grand Vacations (formerly Diamond Resorts). Our efforts to communicate with Diamond and Hilton have been incredibly complicated and confusing as we face long hold times and numerous transfers every time we call. The reservation process is no better due to similarly inconsistent support and limited availability. We have also found ourselves being nickeled and dimed too much with mandatory tipping, housekeeping fees, parking charges, etc. At our most recent meeting with Hilton, we faced significant confusion and anxiety with claims that we could sell our timeshare and get our money back. At one point, we were even told we would benefit from a one-bedroom foreclosure deal, only for the paperwork to be mishandled which resulted in us refusing to sign the revised contract.
Now, we have spent more than $75,000 and we have taken 7 trips that each required attending an “owner’s update meeting” that was nothing more than a sales meeting. We were constantly encouraged to upgrade our points to make good use of the program. During these upgrade conversations they rarely included any mention that maintenance fees would go up, even advised of programs that would help eliminate fees which are non-existent. They use trips and gift cards to lure you into these sessions, yet their staff avoided giving them to us unless we insisted. The yearly thousands of dollars for maintenance fees are passed on to family at time of death. We are spending thousands of dollars and time trying to get out from under this time share.

I am absolutely livid about what Hilton Grand Vacations has done to my wife Leslie and me, and I need everyone to know about these scumbags before they ruin your life too. We've been trapped in this nightmare for six years, throwing away over $23,000 of our hard-earned money, and haven't been able to book a single damn vacation - not ONE! They lured us in with promises of a free Hawaii trip, then trapped us in a 4-hour sales presentation (not the promised 2 hours) where they fed us lie after lie about "real estate investment" and "valuable assets to pass to our children." What we actually got was worthless usage rights that expire in 2050, annual fees that have skyrocketed to over $1,600 with no explanation, and a booking system that's completely rigged against anyone with a normal work schedule.
My wife is a teacher, so we can only travel during school breaks, but their "Gold Season" package they sold to us, specifically excludes Christmas and Spring Break - the ONLY times we can actually travel! They knew this and sold it to us anyway. When we tried to upgrade to fix their deliberate deception, they just took more of our money for another useless package. Six years of trying to book anything, anywhere, and we get nothing but unavailable dates and impossible restrictions. Now I've been diagnosed with late-stage cancer and need every penny for treatment, but we're still stuck paying these bloodsuckers for absolutely nothing. Hilton Grand Vacations are nothing but lying, predatory thieves who target hardworking people and destroy their finances with false promises and rigged systems - stay away from these criminals at all costs!

We purchased with HGV at a Bluegreen's Resort Fountains Orlando FL, we were quoted a Monthly bill of 1% of the balance with AMEX at a 0% of the balance. Based on the amount of the payment that we were quoted by the Sales Staff, we agreed to the purchase. However, the bill came in at 2% or twice the quoted monthly payment. We have been in touch with the Salesmen, with no resolution. We have tried to contact Hilton for a Corporate contact for the complaint and have only been passed around. Still working but no resolution so Far.

Absolutely, 100%, do not fall for this scam, especially the week that the “closer” offers when you say no. They are liars. They will tell you that there are no blackout dates, plenty of Inventory, and new resorts being bought…all lies! When you try to book a week, it is conveniently fully booked. That is after you have listened to a 30-second music clip for 30 minutes. We have been trying to rectify the situation for weeks. We would have been better flushing our money down the toilet!

We bought into the HGV Passport Program (since discontinued) which featured points that could be used over an 18-month period for use at specific properties. The purported aim was to enable newbies to experience HGV at an entry level "try it out" price. i.e., we would be so enamoured and impressed that we'd buy into an actual "ownership." Our experience has been mostly very negative, especially in terms of actually being able to book properties and make use of the points we'd paid for. I might add that the presentations we'd done (more than one) to get to the point of commitment (admittedly at a very low level, with no ongoing maintenance fees, etc.) were very "hardcore" sales pitches which went well beyond the promised 90 minutes. In short, I would not recommend HGV to anyone, under any circumstances. Committing at any level will involve a great deal of frustration.

From the outset, we were led to believe that Hilton Grand Vacations properties were exclusive to owners and not open to the public. This sense of exclusivity was presented as a major benefit and was a key selling point for us. During each sales presentation, we were paired with a licensed real estate agent who would aggressively negotiate pricing during long sessions, often lasting several hours. We were repeatedly told the offers were only valid that day, which created a false sense of urgency and left no time for us to discuss the details privately.
We were not clearly informed that the purchase would involve a promissory note with credit implications. Instead, the timeshare was presented as an investment in real estate—akin to a traditional mortgage—with the assurance that it was a valuable, appreciating asset. None of this turned out to be true. During our purchase in Las Vegas, the sales pitch implied we were "trading up" due to the city's limited real estate. A similar narrative was pushed during a separate presentation in Hawaii.
In both cases, the environment was overwhelming and high-pressure, giving us no opportunity to reflect on or seek external advice. We were promised post-sale support by the Las Vegas sales agent, who claimed she would be our dedicated point of contact and would help us make the most of our ownership. However, this support was never provided. Additionally, we were grossly misled about maintenance fees. We were assured they were low and stable, with the agent citing her own experience of minimal increases over 12 years. In reality, the fees have increased by approximately 12% annually. We were not made aware that these fees would continue in perpetuity and become a burden for our heirs. We would not wish this on anyone!

I have tried numerous times to transfer title which is supposed to take 5-10 business days by email. I've waited 3 weeks with no response and their member services communicate only through email. "Do Not Buy Anything From Hilton". I also have ownership in Marriott Vacation Club which is phenomenal with their facilities and customer communication. Do not buy a timeshare (or anything) from them! It is a total scam and trying to buy out of it is a pain and you will lose all the money you put into it. And the maintenance fees are ridiculous. Good luck finding a location that is not a 1 star in any of the places that you really want to travel to. The only nice accommodations are in land locked areas that cater to tourist. And booking is next to impossible with all the restrictions.
I'm currently trying to get rid of it and after a 2 month wait, I was told there is a 90 day delay. My follow up email did trigger a response and they only gave me 2 options. 1. pay them to transfer the deed back to them, no money back to me. 2. I obtain one of their brokers, list it for $3-4k (it was $12k to purchase) and after a potential 12 months on the listing, I'll have to pay the broker 25% (minimum of $500). By the way, within the first 6 months, I had to pay over $1k in for maintenance (HOA) and hit again for this year, another $1.5k. I have yet to be able to book a stay. Let me start off by saying that I am an owner of a "vacation club" (timeshare) with Hilton Grand Vacations (HGV). I had a horrible experience with the marketing department in Las Vegas. The sales manager was a bully and when we went to complain about his behavior, we were met by a gentleman that was supposed to be his "supervisor". He was very apologetic and offered us several "discounts" (we would later realize that this was a "bad cop/good cop routine that they have mastered) and we ultimately purchased a trial ownership that allowed us to go to Carlsbad, CA and Cabo San Lucas on 2 trips that were about 2 months apart. We experienced both and really enjoyed them.
While on our first trip (Carlsbad, CA), we attended a required presentation with Lance. We were skeptical about purchasing because we would only receive enough points to have a 7-day vacation every other year. Maintenance fees would be roughly $1,000/year for the 2 years. Basically, the amount we would pay for maintenance fees for 2 years would be equivalent to us not purchasing the vacation package and paying for the hotel ourselves. Then Lance threw in the fact that we could get "extra weeks" through their partnership with RCI and those weeks ranged from $299 to $699. My wife, being the skeptic that she is, asked Lance to show her that those extra weeks are legit. Lance said that the sample dashboard that we were looking at was not an active account. Therefore, he could not show us. We took his word.
Fast forward to today (1 year later). We have since stayed at one of their locations in Bali and have enjoyed all three stays that we have had. While attempting to book an extra vacation through RCI in Aruba for November, I found that they do indeed have a location for 5 of the 6 nights that we are interested in, but the price for this stay is $1,389.99. To put this into perspective, that is $700 more than the high end of the range that Lance quoted and it is 1 night short of satisfying our stay on the island. To make matters worse, I was able to get a quote including the 6th night for $1,614 by contacting the hotel directly. Basically, I could get the same price that they quoted me without being an owner of HGV. I'm ashamed to say that Lance hustled me.
Do yourself a favor, read the reviews before you purchase. Have your questions ready and do not be afraid to ask the salesperson to excuse themselves while you discuss the situation with your partner. We asked him to leave roughly 4-5 times so we could discuss some things. Lastly, DO NOT BE AFRAID TO SAY THAT YOU ARE NOT INTERESTED. Oh...1 more last thing, if it doesn't feel right in your gut, it probably isn't for you. I regret my purchase.

I'm requested to sell my property back to Hilton Grand Vacations Club. They need "100 days"--over 3 months--before they can even look at the resale request?! In addition to high maintenance fees and taxes every year ($2,500 in my case, for points I can only use every other year), HGVC also requires you to pay $299 per reservation. Each week is considered a separate reservation, so you'll have a $598 fee just to book 2-week reservation! The individual properties can also assess daily cleaning and parking fees. If I'm going to spend $1,000+ dollars on each vacation, why did I pay $28,000 to buy "points" with HGVC in the first place? One last thing...if you are unable to use your "points" for a particular year due to personal or family commitments, you guessed it, they charge you $399 to save/roll your points over. Be prepared to pay. A lot. To use and maintain your timeshare with Hilton Grand Vacations Club.

I initially paid $199 for a vacation. I wanted to book for spring break because I purchased the vacation in October and spring break is in April. I wasn’t contacted to set up the vacation until February and by then all the dates I wanted were not available. So I picked any date. I tried to call back and was told if I pick a weekend date it’s $99. Tried to call back again and was told if I cancel or reschedule it’s $129. I literally had to cancel my bank card so that I’m not charged. Then I asked the rep if I don’t show up, what happens, she just held the line. Please don’t waste your money on this. It’s a scam.

My Hilton Grand Vacations journey began after a friend participated in a promotional vacation and shared contact information for referrals, which included me. Shortly after, my wife and I were contacted and offered a promotional trip to Las Vegas. We accepted the offer and attended our first sales presentation which touted a yacht club as one of the package benefits, even though it was not included. The presentation dragged on for hours, punctuated by ringing bells each time someone purchased—a clear tactic to build urgency. Although we declined the offer several times, we gave in due to the relentless high-pressure environment. We were told a large deposit was necessary to proceed but since we did not have the funds readily available, a representative urged me to apply for a Hilton Honors American Express card on the spot—something I now regret due to the high interest rates.
We entered into the timeshare agreement with the belief that it would provide opportunities to create lasting family memories. However, we quickly realized that to enjoy the system as it was marketed, we would need far more points than initially purchased. Every interaction with sales was marked by VIP treatment and tempting perks, but also persistent pressure to upgrade and spend more. The whole upgrade scheme is ridiculous.

As retired military veterans, we trusted Hilton Grand Vacations based on their reputation, but we were subjected to extensive misrepresentations during our August 2024 timeshare purchase at Parc Soleil in Orlando. Sales representative Jerry ** explicitly promised to waive our first year's fees due to our veteran status, assured us that fees would "NEVER change" (using a gas price analogy), and led us to believe we could visit destinations like Dubai and Thailand through our package. Additionally, he claimed we could sell unused days for profit. However, Hilton billed us over $2,100 despite the promised fee waiver, we've discovered that fees increase regularly with additional undisclosed charges, the international destinations we wanted aren't even available through Hilton, and following advice about selling days led to us being scammed out of $3,000 by third parties.
The reality of our timeshare experience is completely different from what was promised: reservations are nearly impossible to secure, we cannot access our desired destinations, and we're paying fees that were supposed to be waived. When we contacted Hilton's helpline about the verbal promises, we were told "If it wasn't in the contract then it's not true," effectively nullifying the agreements that induced us to sign. Even Hilton staff in Hawaii acknowledged the misrepresentations, with one stating "Whoever sold you this package needs to be fired."
After filing our complaint, Hilton's response was completely unacceptable - they denied any wrongdoing, claimed we "misunderstood" the clear verbal promises made to us, and offered only an insulting gesture of 5,600 bonus points while refusing to honor our cancellation request. This dismissive response that gaslights customers and refuses accountability for their sales team's deceptive practices only reinforces our belief that Hilton Grand Vacations operates with unethical sales tactics and has no intention of honoring the promises made to secure sales.

They are dishonest. We did a trial that we were told would provide 8-10 days. A month after we signed up we were told it would only be 5 days. They never stop hounding us trying to upsell. I get like 2 calls a month from them. During the presentation a few of the individuals were fairly pleasant but the sales manager was honestly the most vile person I ever met. She was rude, condescending, very pushy, and straight up disrespected her sales rep right in front of us. Run far away.

My experience with HGV has been devastating. I had a timeshare for many years that I was happy with; however, I took the "bait' and attended a presentation in Palm Springs. The person I met with told me that my timeshare company had recently been sold, and that it was just a matter of time before I would lose it. They offered to "buy" it from me, and asked for $8000 additional. As I use my timeshare often, I was excited to have what was promised to be a "better option, with more travel opportunities and lower maintenance fees."
The first maintenance bill I received was 3 times my former one. I called to schedule a vacation and was told that in exchange for my former timeshare in Hawaii and the $8000 I had spent, I could only vacation in parts of California.... which is where I live. I wrote letters, emailed and called with no response. Finally sent a certified letter and got a response from the "team" that reviews such as mine. Called me back a week later to tell me, well, the maintenance quotes are just "estimates" so we have no way of working with your now triple fee, and sorry you can only go to Ca, but it's a nice place. We were invited to Las Vegas by HGV via an extremely affordable hotel stay contingent upon our attendance at a mandatory timeshare presentation. This is where we were met by an HGV employee who aggressively sold the idea that HGV timeshare ownership would not only provide extensive vacation opportunities but also function as a profitable real estate investment vehicle. He heavily emphasized that the timeshare would provide passive cash flow, claiming he personally profited by renting out his timeshare points like an Airbnb. He stated he owned ten timeshares and had never paid maintenance fees due to the cash flow from rental opportunities, promising to guide us through the rental process once our account was set up. He further claimed that “this is where several real estate investors start out by purchasing one timeshare, then build from there.”
He assured us that we could generate passive income by renting out our points, that we wouldn’t have to pay maintenance fees, and that the timeshare would become an asset we could pass on to our heirs. Over the course of our ownership, we have uncovered multiple discrepancies between what was promised and what was delivered. Despite spending $10,000, we have been unable to book a single vacation. The original presentation was riddled with deceit and fraudulent claims. We were intentionally misled about fundamental aspects of the purchase, including the nature of ownership, financial obligations, rental opportunities, and the structure of the membership.

Just did a 2 hour vacation presentation at Hilton in Charleston South Carolina. The sales representative was personable and the presentation seemed interesting. But when Taylor, the supervisor came over to discuss actual money, things went downhill fast. He ended up being rude and condescending when it became obvious I wasn’t ready to sign. I believe but am not positive we were being offered 5000 points for 36,000 dollars. (Which by the way started at 60,000 but I was getting a “special“ deal.) I told him I wanted to talk to my wife and think about it, and asked if he would honor the deal later today. No! It’s a one time offer that disappears when you walk out the door. So right away I knew they don’t stand behind their product. Taylor asked me why I’m not ready to purchase it right now. I told him 36,000 dollars is a lot of money and I wanted to research it. He said, "You think 36,000 dollars is a lot of money" to which he laughed.
I told him I was done talking to him and left. But what everyone needs to hear is I knew going in that everyone I know who has a “timeshare” (because that’s what this is,) hates it and wishes they never got one. And yet they were still able to pique my interest. They are salesmen and they are very good at what they do but the information you are getting is not 100% accurate. And if they won’t let you leave and think about it then it probably is too good to be TRUE. My advice is to never take the deal, even when they keep lowering the price unless they will let you leave and comeback tomorrow for the same deal. If they won’t (and they won’t,). It is a well disguised scam.

When we checked in we had been told we would be receiving a suite during our initial conversation with the Hilton Honor's representative however, this was not the case. We were given a small studio which we upgrade to a suite for an additional $55 each night. The suite was nice but certainly not up to Las Vegas suite standards. The hairdryer did not work, the shampoo, and body wash dispenser were empty in the shower. We were given 3 towels for a four day stay. After calling the front desk, housekeeping brought a replacement hairdryer, shampoo, conditioner, and a few more towel. No body wash. The location was the major flaw. The property is so far down the strip past Circus Circus. We Ubered to casinos throughout our stay. The restaurant and pool close at 10 PM. The pool also doesn't open till 10 AM. So if you would like an early morning swim, that is not an option.
The "Market" is extremely overpriced. Of course you would expect an up charge on items purchased in the hotel but $10.99 for a bag of $4.99 tortilla chips is excessive. We were promised so many things during our initial conversation with the Hilton Honor representative which were not fulfilled, including the suite, 5000 bonus Hilton points, and $100 for dinner. The actual timeshare presentation was rather painless. It actually might be a good option for some people, just not us. I also worry about the honesty and integrity. If they are being dishonest during the initial stay, how honest will the be if you actual purchase a timeshare at the Hilton? We would not stay at this property in the future.

Hilton Grand Vacations employees deliberately avoided using the term “timeshare” and instead portrayed it as a property purchase complete with a deed that would increase in value over time and could be passed down to our children. What they failed to disclose was the responsibility of paying the outstanding mortgage and perpetually increasing maintenance fees—this wasn’t a legacy gift but instead a lifelong debt. After more than four hours of this pressure, despite my reservations and opinion that this likely wasn’t a great opportunity, my future husband made the purchase decision independently as we were not yet married. Part of the fraudulent behavior was led to believe we could use this or any HGV property at any time, and while the points system was glossed over, it wasn’t explained that significant points are required to access certain properties.
He used a credit card for a down payment and set up the mortgage payments to be automatically withdrawn from his checking account. At no point was James informed of the five-day right to rescind the contract. Furthermore, he was never told that discontinuing the automatic payment withdrawal would result in a significant interest rate increase from 16% to nearly 20%, a clear example of predatory lending. While he was told about maintenance fees, there was no indication that they would rise astronomically each year. This is not how we wanted to start our marriage, with an albatross of deceit and debt around our necks.

As a 21-year Army veteran and the husband of a public school teacher, my wife and I value honesty, integrity, and transparency. Unfortunately, our experience with Hilton Grand Vacations has been the opposite. We were told during the sales presentation that our points could be used to book any Hilton hotel, which was critical to our decision. My wife specifically asked about a week in July in Nashua, NH, and the rep showed us availability and said it wouldn’t be an issue. That turned out to be completely false.
We didn’t receive login access until after the 10-day cancellation window expired. Once we finally logged in, we discovered that Hilton hotel stays require a 16:1 conversion rate from HGV points to Hilton Honors points. Our annual allotment barely gets us a few nights at most Hilton hotels—not what we were told or led to believe.
This isn't our first timeshare—we own two others and have never had buyer’s remorse. We understand vacation ownership. What makes this situation unacceptable is the clear misrepresentation and the deliberate delay in providing access until it was too late to cancel. To make matters worse, Hilton continues to hide behind recorded paperwork, while completely ignoring that the misleading promises happened before the closing session, which wasn’t recorded. We've tried to work with them, but they keep denying any wrongdoing and refuse to cancel the contract.
This feels like a calculated system designed to mislead and trap consumers. We are pursuing formal complaints with the BBB, DBPR, Attorney General, and FTC. We are simply asking for a fair resolution to a situation that should have never happened. We trusted Hilton to do right by its members. They’ve unfortunately broken that trust.

As loyal Hilton Honors members since 2015, we are shocked by what we have experienced at Hilton Grand Vacations. Having been treated well by Hilton in the past, we accepted the initial offer to attend a meeting without hesitation, unaware of the deceptive practices we would soon encounter. HGV salespeople employed a targeted tactic, offering a military discount due to my current service in the Army National Guard and my husband's status as a disabled Veteran. He maintained the offer of extra points for our Japan trip and emphasized that this special offer would only be valid while we were in the office that day and would not be extended again.
Most crucially, we accepted the offer with the explicit promise that if we could no longer afford it, we would be able to sell it back to Hilton, no questions asked – a promise that has since proven entirely false. The systematic deception practiced by Hilton Grand Vacations has led us to expend money on a product that provides no benefit to us while financially benefiting only HGV. We are now tethered to a timeshare we cannot utilize effectively.
We were promised the ability to stay at any Hilton or RCI property of our choosing, priority booking status, long-term cost savings, and the option to sell back the timeshare at any time – all claims that have proven false. During the sales pitch, we were provided with distorted information, subjected to pressure tactics by our sales representative, and rushed through the paperwork process to prevent proper review. We purchased a timeshare from Hilton Grand Vacations in March 2021 after being lured to Las Vegas with promises of a free vacation and a "90-minute presentation." Instead, we endured a brutal 5-hour high-pressure sales process where we were explicitly told not to ask questions during contract signing and were coerced into inflating our income to qualify for an HGV credit card (which we believe constitutes credit card fraud). The salespeople made numerous misrepresentations about the product, failed to disclose our right to rescind the contract, and did not review critical documents like Closing Disclosures or Truth in Lending statements. We were also misled about the timeshare being inheritable, which would burden our family with ongoing fees after our death.
In four years of ownership, this timeshare has been completely worthless. Despite paying escalating maintenance fees ($700 initially, now $1,700 and rising annually), we have been unable to book a single vacation due to impossible-to-navigate systems, insufficient points allocation, and zero availability during desired travel periods. The website is deliberately unhelpful, customer service only directs you back to the same broken system, and we can book better hotels for less money than what we pay in maintenance fees alone (on top of monthly mortgage payments). HGV deliberately targets older consumers with these predatory practices, which we consider elder abuse. We are now demanding contract cancellation and will be reporting their fraudulent credit card practices to authorities while warning others publicly about this company's deceptive conduct.

This review is for the so called, bargain offer vacation with the two hour required sales meeting. We did not join and were not swindled! I’m 55 years old and was as concerned about signing up for one of these things as anyone, and at no point did or would we have considered joining because we are extremely skeptical and simply not in a financial position to buy a six figure anything!
THE OFFER- First, we initially spent $250 to go to Waikīkī for 5 nights. We risked $250 more for an upgrade so our two daughters could come as well. Now we are in $500 and asking ourselves why we did this. We had to attend a two hour sales meeting. We would then receive a $200 voucher for a future Hilton stay, and a $150 rebate for our attendance. If we missed the two hour meeting, we had to pay retail price for the vacation. We stayed in a 3 bed room (3 beds in the room, not a 3 bedroom [1K, 2Q]) at the HHV Waikīkī, 34th floor Tapia Tower with a city view, above avg typical hotel room and I will admit have 3 beds was nice. Look up the HHV at Waikīkī for the property details. Cool place, not for us, but a cool resort, some interesting features; great location and on the not so awesome beach, tons of kids.
Day three- required sales meeting. The strategy was to tell them we would consider this sort of thing in 5 years after the kids finish college and we were in no position to buy/join. Expected to have to fight off some sleazy used car salesmen (no offense). The experience was nothing like we or you would have expected! They were kind, friendly, not pushy, professional, all of the traits that we were not expecting. We were very surprised, pleased, and relieved. We stuck to the story but didn’t really need to, 2 hours done! I actually learned a bit about 21st century “timeshares” and got some free vacation advice from a couple of local folks who live on Oahu.
In summary, if you want to visit Hawaii, this was a fairly cost effective way to go! The four of us would have spent considerably more any other way. In fact, we may have never really have ever made it to Hawaii. Thanks Hilton for the “free” bucket list trip, you guys were truly pros. Aloha!

I signed up for Hilton Grand Vacations last year after I stayed at a Hilton Hotel that was booked for a SHARE conference in KC. A gentleman called me and asked if I would be interested in joining. During this conversation the gentleman made it sound like an annual vacation thing you could go to different locations where Hilton Grand Vacations were offered. I did not know this was a time share program and did not know until recently as well that you had to go to a two hour sales presentation for the time share. Because these things were not up front and I only found out this was for a time share sales pitch until recently when someone tried to book my dates for what I thought was a vacation via different hotel locations, I feel like I was misled and the money I paid will end up being a loss.

Extremely Disappointed - 15 Years of Broken Promises. After more than 15 years with Hilton Grand Vacations, my wife Connie (retired Army Sergeant First Class) and I feel compelled to warn others about our terrible experience with this company. The sales presentation was filled with misrepresentations that have never materialized in reality. We were promised annual vacations but have only managed 4-5 trips in over 15 years, representing a 66% failure in delivering what we paid for. Despite spending close to $15,000, we have never received a single vacation confirmation directly from Hilton Grand Vacations and have been forced to book through RCI instead, which was never disclosed during the sales process.
The sales team explicitly told us our points could cover transportation costs like flights and car rentals, but this was completely false. We continue paying out-of-pocket for these expenses on top of the massive amount already invested in the timeshare. When we expressed concerns about flexibility, salesperson Ryan assured us we could return the timeshare if unhappy, losing only credit card points. This promise has proven to be entirely false. The reservation system is deliberately complicated and seems designed to prevent members from using their timeshare. We're told we must book a year in advance for our desired dates, something also never mentioned during sales. It feels like we must plan vacations on Hilton's schedule rather than our own.
As a wounded veteran with visible scars from an IED explosion in Iraq, my wife deserves to be treated with honesty and integrity. Instead, the sales team appeared to take advantage of our vulnerability rather than respecting her 17 years of military service and sacrifice. This timeshare has been nothing but a financial burden and source of constant frustration. Save your money and book vacations elsewhere where you can travel when you want to travel. Would not recommend it to anyone.

Our experience with the HGV timeshare has been nothing short of a nightmare. What began with Diamond Exchange evolved into an even worse situation after a 7-hour high-pressure sales presentation in 2022.The salespeople made numerous false promises: weekend availability (only week-long stays were available), using points at any Hilton hotel (requires costly point conversion), no additional fees (surprise maintenance fee increases), and ability to exit after paying it off (it's actually perpetual and passes to our children).
Despite paying monthly, we've barely been able to use our "ownership." Weekend getaways are impossible to book despite availability being shown for non-members. The Hilton hotel point conversion costs more than booking directly! When representatives changed their stories, nobody would take responsibility. We discovered our children will inherit this burden—something they deliberately hid during the sales process.
Customer service is abysmal. Accounting statements are inconsistent, unexpected fees appear regularly, and representatives are unhelpful when questioned. This timeshare is an expensive trap with no escape route. We were exhausted and misled during the sales process, and now we're stuck with financial obligations we can't use and can't escape. Complete deception from start to finish.

Our nightmare with Hilton Grand Vacations began with a simple cold call promising a "free" trip to San Diego. My husband, a Navy veteran with fond memories of California, was excited for us to visit the Marbrisa Resort. Little did we know this was the beginning of a costly mistake. At the resort, we endured relentless sales pitches where they even exploited my husband's veteran status to manipulate us emotionally. Under immense pressure, we signed up, believing we were securing lifelong family vacations.
The reality? A web of deception. They claimed the timeshare would appreciate in value (it didn't) and would be easy to resell (it isn't). We were laser-focused on the monthly payment while they obscured the massive debt required to reach "elite status" - which even then doesn't guarantee availability! We've made countless calls trying to book trips, only to find nothing available.
Perhaps most heartbreaking was their dishonesty about our children inheriting the timeshare. They painted a rosy picture of a legacy vacation property but conveniently omitted the $5,000 maintenance fee plus ongoing mortgage our kids would inherit. No one in our family can or wants to shoulder this financial burden.
The paperwork bait-and-switch was especially troubling. Initial documents mentioned Hilton Grand Vacation Club, but final papers referenced Grand Pacific instead. When questioned, they brushed it off claiming they were "essentially the same" and would give us "more California locations." Meanwhile, our maintenance fees have skyrocketed beyond what was indicated. The closing officer rushed us through signing without proper explanation of the Truth in Lending disclosure, which would have revealed the finance charges effectively doubling our debt. What began as a dream vacation has become a financial prison. Beware of Hilton Grand Vacations' predatory sales tactics and misrepresentations.

I was offered and purchased a stay in Vegas, with a timeshare presentation required. I was told that the information package would be emailed to me immediately following the credit card processing, but no email was sent even though the charges were made to my credit card. I looked on the website for a contact email or phone number but neither appear anywhere. I've tried calling the number attached to the charges on my credit card but the number is not in service, as well I called the phone number that the salesperson called from but the phone call will not go through and just disconnects. To add insult to the whole thing, the price advertised on the website for the same package is half of the price that I was charged. It's been a couple of days and I will continue to try and reach them for an explanation.

The Hilton Grand Vacations (HGV) timeshare contract signed by both me and my daughter has been nothing but a financial nightmare. HGV imposes “special invoicing” when properties are enhanced or upgraded, which could result in unexpected bills costing thousands of dollars. This was never disclosed during our sales meetings. Furthermore, despite our explicit statement that we had no heirs to leave the timeshare to, we were recently informed that our estate would remain liable for ongoing maintenance fees. As we have no other relatives, this would place an unfair financial burden on a close friend, the executor of our estates—a responsibility we cannot, in good conscience, allow.
Compounding these issues, I have encountered several medical issues, to the point that I now require handicapped placarding, significantly hindering my ability to engage in normal activities, including travel. The promise of seamless, luxurious vacations is unattainable in my current condition, rendering the timeshare even more burdensome. We were assured of travel priority, cost savings, and wide availability, none of which materialized. In total, we have paid over $100,000 for a lifetime of zero vacations. HGV’s business practices feel incredibly fraudulent, and I am disappointed with the Hilton name, which I once held in such high esteem.

Hilton Grand Vacation "HGV" email promotions are a typical bait and switch. BUYER BEWARE! 4 days, 3 nights in Orlando, FL for $199.00, $229.00, etc. plus 50k Hilton points & $100 Visa gift card. They list 5 Orlando resorts with Tuscany Village rated 4.4 by Trip Advisor. All other resorts have with fewer amenities and have Trip Advisor rating of 3.0 or lower. When you call 833-486-0029 they will confirm that all resorts are available, take your credit card info, provide a confirmation number, and ask you to call a different Customer Service phone number 407-393-1616 to book the room and dates in Orlando, FL. Upon calling Customer Service Rep at 407-393-1616 they will tell you that premium resort has not released the dates you requested but you can book at lower rated property immediately or wait for future availability at premium resort with NO GUARANTEE for your previously confirmed dates.
I called 4 different Hilton Grand Vacation phone numbers to cancel my credit card purchase. All terminated the phone call in 10 minutes or less without allowing me to cancel the purchase. 888-856-9560, 800-446-6677, 833-486-0029, 407-393-1616. Solution is to immediately call your credit card company and report your card as stolen so HGV can not charge you and confirm your HGV membership. If the offer sounds to-good to be true, it probably is to-good to be true. Suggest you block all HGV emails and phone numbers going forward! Always wishing you the best!!!

When we first signed up for the Hilton Grand Vacations timeshare, we were led to believe this program would provide easy, convenient travel benefits for our family. However, we have found that all the claims were untrue and as a result, we have lost thousands of dollars because we believed in this company’s claim. The salesperson highlighted the upcoming opening of Allegiant Stadium in Las Vegas and how that would increase the demand for properties like Elara, making this a valuable investment. He also reassured us that the timeshare could be passed down to our children as a gift. He continued to con us by showing us family pictures of their vacations at different places.
After my husband’s second rejection, he left again and came back with his manager who presented us with their low-cost package offer. At this point, we had been in the meeting for three hours and felt absolutely trapped. When we reluctantly agreed they rushed us through the signing process taking only 30 minutes, with documents quickly flipped to the pages that needed signatures. We were even encouraged to open a credit card to cover the down payment without adequate time to review the contract details. Their claim that this timeshare could be passed down to our children as a gift was another false and misleading statement.
The ever-increasing maintenance fees does not make this a gift; it is simply debt that would be passed down to our inheritors. With maintenance fees already approaching $1,000 and expected to rise annually, it is unimaginable what they will be in ten years. The financial strain, misleading sales tactics, and deceptive promises have made it clear that this timeshare is not what we were led to believe. Hilton Grand Vacations is not working professionally or ethically.

Whenever we call to reserve a Hilton hotel we are offered to be transferred to another department for a special offer. We are then offered stay packages for a discounted rate if we attend a sales presentation. We previously attended another one in exchange for medieval times in Myrtle Beach. However, our actual experience during the sales presentations are extremely and utterly unprofessional and lack any amount of customer service skills. During the last two presentations we've attended the sales person we were assigned asks us within the first 10 mins if we are purchasing an ownership package, but when we indicate we were offered a special offer to attend they become combative.
On this particular presention on May 20, 2025 Dean asked us if we were going to buy today. From then on out he was argumentative and combative whenever we gave a legitimate reason we did not feel financially comfortable enough to make that kind of commitment. He was nice but he responded with rapid fire rebuttals that come across as pushy and desperate. After we came to the end of our road with Dean he went and got his manager Shannon. She was the worst part of the presentation. She introduced herself then instantly asked "So are we buying today?" I responded "No." Her reply to this was sarcastic and condescending. She replied "Wow you're blunt. Do you just like coming to these presentations on our dime and hanging out with us?"
I then replied "We are offered specials packages that we accept to attend and purchasing is not required, especially such a large financial commitment of several hundred dollars over 10 years.” We were then told by Dean "I want to make this clear, that since you continue to accept the special offers and come to the presentations without buying, we will not being offering you anymore VIP packages." I equate this to asking someone out on a date who initially declines but you sweeten the deal with taking them to their favorite restaurant. Then during the date which you made good on their favorite restaurant, you ask, “so will you marry me” and when they decline you cut the date short order them an Uber and tell you they won't be asking you out again.
This is a deceptive and unethical business practice. HGV should stop offering packages in exchange for sales presentations and then being condescending and pushy when the guests decline to purchase a package. Either that or offer them but show some level of customer service skills when people decline to purchase and respond by saying "No problem we really do think you should consider it for xyz reasons but there is no obligation. Here are your gifts as promised and thank you for giving us an opportunity to earn your business.”

DO NOT DO IT, please. FIRST, let’s start with us trying to sell our HGVC, then read on to hear WHY. HGVC told us when we purchased, in 2009, that we could sell it if we ever changed our mind. We listed our property thru HGVC, and of course, there are thousands for sale (it’s not the economy, there are always people selling). We asked what other option we have, and conveniently, the HGVC team said that if WE PAY THEM $3,000, WE CAN EXIT. WHAT? SO, think ahead and not in the moment - only invest in this scam if you never, ever want to believe you can opt out and recoup ANY money.
The first few years were good, we were quite pleased as we leveraged the Hilton Honors points conversion to enjoy the club in a way that fit for us. Then the changes to the membership kept coming, and coming. Every, single transaction is an additional fee, on top of you what you have paid, EVERY single transaction. The Hilton Honors conversion was significantly reduced to their advantage which ended our enjoyment. There are annual maintenance fees on your home location, and when they offered us an upgraded location, the sales person, of course, did NOT explain how much our fees would increase, and then they go up every, single year without any input from the owner. Then? You can never exit. DO NOT BUY THIS. I have been in contact with a customer service representative to see if we have any other options and she has ghosted me, her name is Tracey-Ann. Run.

Don't rely on what they say because they do everything they can to tell you how flexible the program is and they never tell you about the restrictions. I purchased their Vacation Introductory Package and was told how flexible and I could use the points anyway I wanted to. After I purchased it and went to book some reservations. It was that a clause in the contract was pointed out to me saying I could only use my points at one location and that I would forfeit the value of any unused points. My wife and I were never told about this restriction and we certainly weren't given time to read a detailed contract.

Amado And DeAndria both told me that my package covered specific room types. After paying, I was told that those room types were not available in the package. I wasted 2hrs of my day being lied to. I will stick with the Wyndham brand from now on.

SCAM, SCAM, SCAM Alert. We paid in full after a high pressure sales tactic in Florida for timeshares in their Las Vegas Elara property. It is impossible to get a reservation for any of the properties unless you pay for more points. This is designed to have you pay their maintenance fees and club dues in perpetuity. We have told their representative that we are willing to give away our shares ($13,000) for free and it seems that we can not even do that. Our next step is legal action. STAY AWAY from this FRAUD SCHEME.

I am absolutely FURIOUS with Hilton Grand Vacations after being misled and trapped in their predatory timeshare scheme. My family initially purchased at Tuscany Village in 2019 for every-other-year use, then upgraded to annual in February 2024. What they promised versus what we got couldn't be more different! Despite reaching "Elite" status, we discovered it's IMPOSSIBLE to book anything without constantly buying more points. Most recently, after our upgrade to an annual membership, we were told we somehow had NO POINTS available until 2026! How is this even legal?
The sales presentation was nothing but high-pressure tactics and blatant lies. They repeatedly called it a "real estate investment" that would "appreciate in value" while deliberately hiding crucial information. They never mentioned the requirement to join additional exchange programs with extra fees, that maintenance fees increase FOREVER without caps, the extreme lack of availability, the cancellation period they conveniently "forgot" to explain, or the complete financing details. Instead, their solution to every problem is "just buy more points!"
As parents of two disabled adult children who depend on us financially, this predatory scheme has created an unbearable burden. We've requested termination of our contract (Which they have ignored so far), but I'm sharing this warning, so others don't fall into the same trap. Hilton Grand Vacations should be ashamed of their deceptive practices targeting hardworking families. DO NOT TRUST THEM with your hard-earned money - you'll regret it just like we do!

My former wife and I attended an HGV presentation in Las Vegas, Nevada in 2018. We were pressured to complete the presentation that same day, despite our request to resume later. We spoke to a sales representative, who misled us about the benefits and financial flexibility of the timeshare. We were told our points were transferable to multiple airlines, only to later learn they were limited to Hawaiian Airlines only. We were also misled into believing we could rent out our time share during events such as the PGA Tour or the Raiders’ NFL games. We later discovered that renting it out for financial gain was not permitted. Generating rental income was a significant factor in our decision to purchase and we find it abhorrent that a salesperson would say these things to gain trust and secure a sale.
To make matters worse, during my divorce prosses, I was told upgrading would resolve the need to separate both parties from the contract, without any information regarding the option to separate parties from the contract without upgrading. I made an emotional decision to expedite the process, unaware that this upgrade would further increase my financial burden. Neither of the sales representatives, since the initial purchase of the timeshare, presented or later disclosed the interest rate or rising maintenance fees, and falsely presented the timeshare as an asset. I was also assured that my upgrade would allow me to use the timeshare in smaller increments of 3 days, only to later be told that this was not an option. These repeated misrepresentations, omissions, and predatory sales tactics have caused me significant financial and emotional distress. I would not wish this on my worst enemy.

I talked with a salesperson while I was in Chicago for a conference. He said I could pay a $299 for my next hotel stay when our conference will be there again next year. Things he did not tell me: They would automatically schedule a "vacation" for me at a random location. I would then need to pay $19.95 to switch it (or $120 if I waited to change it until 8 days before). They would add the remaining cost of the hotel onto my tab when I (or they) scheduled the location, so I am not actually saving any money by scheduling through them.
If I am married, I am required to travel with my spouse. (But I'm going to a conference and my spouse needs to be home taking care of our 3 kids.) I am required to sit through a 2-hour mandatory sales presentation while I am on "vacation." (Whether I'm at a conference or on vacation, my time is very valuable and I would not have willingly paid any amount of money to sit through a 2-hour presentation.) ALL of the money due for the hotel stay is non-refundable, not just the $299 deposit. I didn't even finish listening to the stipulations when I called to find out why they had texted me about a random trip to Orlando, so there were probably more stipulations.
I am anticipate that I will not be able to utilize the vacation package at all, because I can't actually afford more money to have my spouse fly with me to go on a vacation somewhere and have someone watch our 3 kids for 4 days. I can barely afford to go to my conference once a year, which is why I was interested in saving some money on my hotel room. I am so disgusted. Wish I had thought to look up reviews before I agreed to pay the deposit. I assumed because they were at a desk inside the hotel that they were connected with the hotel and would conduct business in a reasonable manner. Not so. Why Hilton?

I was invited to a presentation in Myrtle Beach, drove over 6 hours to the presentation…Upon arrival I was told I could not participate due to my divorce not being finalized. This probably is something they should have told me during the phone invite. I ended up spending money, losing time and they did not honor the 50,000 points that they said they would give me for the presentation. I took a loss all the way around. Due to their failure to disclose the above information over the phone. Tread lightly that word is not honorable

It is impossible to use your points and I have been in the "Transitions" program for a year now to try and get out of my contract, which I originally bought with Diamond Resorts" where I could easily use my points. Now they request I pay my yearly dues of over $1000 twice, but say I cannot use my points because I am in transitions. There is no date for them to "unpause" this program. It's a complete SCAM!

My HGV nightmare began June 2021 with a 4-hour presentation where Dan ** claimed my vacation costs would total $61,602 over 20 years and HGV would save me money. He falsely presented it as a real estate investment with rental options (actually prohibited unless I'm present). After relentless pressure tactics, I signed for $260.26 monthly on $19,480, with $3,604 down and $1,168 annual maintenance fees. Dan lied that fees were stable—they increase yearly—and encouraged me to inflate my income based on potential military orders. I was never told this was a timeshare or informed about the rescission policy. In four years, I've only used my membership four times due to severe booking limitations. Each time, I endured "owners' updates,” which are disguised sales pitches where rejection was met with hostility.
In May 2024, Abdul ** kept me for five hours in Las Vegas, falsely claiming improved booking availability after the Diamond Resorts acquisition. He promised fees would rise to only $1,429, yet they hit $2,443.75. I was pressured into trading my Parc Soleil deed for a Las Vegas deed with 8,000 points, receiving none of the promised benefits.
September 2024, I paid $1,795 for a VIP stay requiring mandatory attendance at another "update" or face a $500 penalty. The salesperson was hostile when I explained my financial struggles. I've made 15+ unsuccessful attempts to book Florida's Gulf Coast. Worst of all, I was never told this financial burden—including rising fees—transfers to my heirs upon my death. The promised affordable vacations delivered financial strain, broken promises, and aggressive sales tactics. Research thoroughly before considering HGV.

I was contacted by HGV and received a room at their Sedona Resort for three nights at a reduced rate if I attend a no pressure sales presentation at a specific time. We attended the presentation shared conversation but decided it wasn’t for us. We were pressed to buy one of the smaller point packages (even that was $24,000). Money not being the issue, we were told if we did not enjoy the experience, we could just give it back to Hilton. Mason, the gentleman giving the presentation was on auto pilot, didn’t make eye contact and we were concerned he may need medical assistance. After the presentation and conversation with our assigned salesman, we reiterated that we were not interested in buying the time share.
They then brought in Mark from Mt. Shasta California as the high pressure salesman. He became indignant and insulting and abruptly left us, he clearly was upset. The entire experience was shy of two hours, time I will never get back. We thoroughly enjoyed Sedona and the surrounding area for four days though. So take them up on their free weekend where ever you would like , but DO NOT BECOME OWNERS. DO YOUR HOMEWORK! And you will likely see this for the scam it is. If you do attend, do not let them bully you into purchasing.

The Hilton Grand Vacations. It is our History joining the Hilton Grand Vacations. On October 27, 2021. In Orlando, Florida. The Hilton Grand Vacations offered in Orlando, Florida, to participate in a meeting where they presented a vacation plan. The Hilton Grand Vacations advised that we would have the same money spent in hotels, but we could maximize it if we entered the program offering the same number of days we used in previous years. (Not true. We ended paying for our main vacations using other hotels with a better price.)
The Hilton Grand Vacations said that they were not Time Share. And, we will be using the prime hotels rooms. (The HGV representative show us luxury rooms. Very different to one we stay using the program the last with bed bugs and not reaction from the hotel.) The HGV said differences with timeshare because we actually have a piece of property buying part of the hotel. That granted us our regular vacation days in a luxury Hilton hotel or anywhere in the world using RCI Resort Exchange.)
At the same time, we were paying for a package that was an investment. and because our great credit would have lower interest. We accepted the deal that day we entered the program. Paying a down payment of and closing cost of $6372.27 with a monthly interest and principal, for vacations every other year. Paying also extra fees to schedule vacations and yearly taxes and maintenance fees. We had the program for 4 months and the upgrade it.
On March 17, 2022, we attended another meeting in Las Vegas. During the meeting in Las Vegas, the company convinced us that moving the program to Hawaii would be a better idea because the taxes there are cheaper. Double our monthly payment, we could use the plan every year, and we did. We accept increasing double monthly for principal and interest, and we take the changes to have vacations yearly.
Our first Hilton Grand vacation was in Los Cabos 5 nights in September 2022. Then In 2023, we use for 3 nights in Argentina (on this trip, we used RCI Resort Exchange, and our points were reduced because of the change). And 2 nights in Chicago, The Magnificent. In 2024, it was 2 nights in Chicago. We have used the Hilton Grand Vacations since the beginning until now for a total of 12 Days, The total days used and the total paid is $18285.00/14 = we paid $1523.00 per night on low season. for a not so great rooms. We had been paying on-time monthly taxes and maintenance with automatic payments until December 2024.Our son's company had financial issues last November. Due to this family situation, we are helping him until he is back on his feet.
We decided to reduce family expenses. Hilton Grand Vacations will be the one because we are not receiving what HGV promised spending the same money on our vacations. We called the company, presented our situation, and looked for options to exit the program. We offered to lose the money we have been paying for the plan. The representative said the only option is to pay off the mortgage. (It is currently around 24K. for a beggining loan of $36980.00 because most of the money goes to interest and taxes, maintenance fees, and fees to schedule a vacations.) Also, the representative of HGV told us that we could sell it to friends (Honestly, the only people who buy HGV plans are through programs like HGV, convincing the ones like us). Around family and friends, nobody likes to get into this type of deal.
I requested the representative lead me to potential buyers, and he said they were not authorized to do that. In reality I experienced plenty of scammers offering to break the deal with HGV or sell our timeshare. I gave the representative examples, such as buying a car; if I did not have money to continue paying for the car, I could go to the dealer and return it, losing the money given. but with HGV it is not working they want to us to paid for something that we do not have and do not use. It is my history. I do not have money to pay anymore. I want to exit the program, and the HGV's only solution is to have another loan to pay or pay off the total mortgage for the piece of the hotel in Hawaii I do not have the property. Plus the options to ruin our credit if, after 3 months it goes to foreclosure. Two more representatives called me to say that I needed to pay more interest because I stopped auto payment.
There are more people like me in similar situations. And now we are going to suffer the consequences of not paying. And not options to finish the contract.We are a great citizen with excellent credit histories and have never been late with any payment. We entered the HGV program, and for more than 3 years, we were paying on time. It is now, going through hardship, that we found that HGV is not a friendly company. I am trying to find solutions that HGV could work with our situation.
After more than 3 years with the program, we noticed that: The number of days are shrinking, and the yearly taxes and maintenance are rising dramatically; the destination options are limited. The HGV has a resort Exchange. If there are no Hilton Grand Vacations in the place you wish to visit, like our vacation in Argentina, we lose almost half the points for that stay. We are noticing that we are paying less for better hotels for the rest of or last planned vacations to Colombia and Spain.
The points that we had were limited to the lower season. Then, we can not use it when needed and use other resources for our vacations in Colombia and Spain. Turning HGV into a bad investment for our vacations The places used with HGV were not great as they show us in the presentations. The last use was in Chicago, where the place had bed bugs, and the Hilton did not take action; I left a complaint there. The taxes on HGV went out dramatically. We went to Spain last August and spent 7K for 15 days, including tickets, food, lounge, and transportation. We went to Colombia Last year two times, four weeks in total. We paid $500 each time on Airbnb for a family of 4. Great apartment. It's in a great location.

Great sales pitch but getting them to deliver on the promises made is almost impossible. Multiple calls with supervisor promises to follow up, send request, make it their tasks to fix.... Every evasive answer known to customer service. I have given up on trying to compete this transaction and very thankful I didn't sign anything. I won't even consider buying now.

We have written to ask that Hilton Grand Vacations officially terminate our contract. We initially purchased a small, inexpensive timeshare package with the hope of using it to create wonderful memories with our family and friends. However, the room sizes, quality, and other amenities were not delivered and did not meet our expectations, or the terms outlined in the agreements. Limited availability, several times when we couldn’t secure the double rooms. Instead, we were in units that forced one of us to sleep in the bedroom and the other in the living room—not much of a vacation.
With Hilton Grand Vacations, we have found that the quality of service has decreased while the costs increased with unexpected jumps in maintenance fees and other charges. We were also consistently pressured into making additional investments, resulting in several larger purchases that still did not lead to the improvements in service and accommodation. The sales tactics employed during our meetings were aggressive, pushy, and even rude at times. We were made to feel uncomfortable and pressured to purchase more, even though our needs were not being met. The sales representatives went from help to becoming more insistent by stating things like, "You need to buy this" or "We know you can afford this.” We felt like we were punished rather than being treated like valued customers.

Original: I purchased the HGV timeshare a year ago. I have owned a Disney Timeshare. The experience with Disney is GREAT. HGV is horrible. I warn you not to purchase!!! Just burn your money instead. I continue to try and book at resorts all over the country and even internationally. There is always a timeframe you have to be within to book. Example, 90 days out or less. It shows availability and then when you can actually book it due to the 90 requirement, it is gone. I was told BY HGV that you have to learn how to game the system. You need to book the first day you want the day you are 90 days out and then come back the next day and book the next day, and so on until you get the entire stay booked. First, that is a waste of time, second if there isn't the same room type available the next day, you either are screwed or have to pick a different room type and change rooms each night.
If you want to complain to anyone about how you were mislead in the sales process, you have to fill out a form (no phone help for complaints) and wait 45 to 60 days for someone to potentially get back to you, which never happens. The only communion I get form HGV is when they call, all the time, to try and get me to buy more points. Again...DO NOT BUY HGV TIMESHARES!!!!

Our latest scheduled "quick review" at the HGV offices in Hawaii began with an hour of waiting in the lobby. What followed was not a review of our current contract, but a five-hour sales marathon focused on the new Ka Haku property. This "investment opportunity," as it was pitched to us, promised over a million Hilton points for regular hotel stays and the consolidation of our maintenance fees into a single payment. ALL existing payments related to our Hilton Grand Vacation units would be consolidated and paid off through our new purchase.
We explicitly discussed our two separate payments: one to LightStream and one to Hilton, providing exact payment amounts and confirming this information multiple times. Our credit report clearly showed both obligations. What these Hilton Grand Vacations representatives failed to disclose during this high-pressure sales presentation were several crucial facts that would have significantly influenced our decision.
We have since discovered that booking directly through Hilton is significantly more cost-effective than using our ownership, especially considering the undisclosed club dues and additional fees based on room occupancy that we now face with each reservation. Despite our "Elite" status, we continue to struggle with booking reservations each year, making this "investment" not only costly but increasingly frustrating to use. We spoke to David ** and his boss, Derek **, who said they would look into our issues and get back to us in a week. That was 5 weeks ago. Hilton will call if they want sales or money but return promised calls... nope! I sent text and sent follow on emails and not one reply. We are completely done with this outrageous behavior. We want to be completely done with the farce of a company and product!

My experience with Hilton Grand Vacations has been nothing short of disastrous. As a 54-year-old accountant and single mother, I've invested over $90,000 in their timeshares but have RARELY been able to make reservations except for mandatory "Owner Updates" that are actually sales presentations. What they promised would be 60-minute meetings consistently stretched to 3-6 hours of high-pressure sales tactics, where representatives used manipulative methods to push me toward purchasing more points and opening credit cards. Their sales staff routinely made me feel unintelligent for declining offers I couldn't afford, with one even walking me to the elevator while shaking his head and calling me "jaded" for not seeing the value in his "no-brainer" offer.
Despite purchasing additional points and achieving higher status levels, availability remains abysmal, and I've been unable to access many of the advertised resorts. The maintenance fees have increased by 26% since I became an owner—a fact deliberately minimized during sales presentations—and I recently paid these fees only to be billed again months later. Most egregiously, the resale value of these properties is terrible, which was never disclosed during any presentation. I was falsely led to believe these properties would increase in value and that Hilton would buy them back when I was ready to part with them. This company's practices are deceptive and predatory, and I strongly caution others against doing business with them.

My spouse and I purchased a Hilton Grand Vacations timeshare in October 2023 after a high-pressure sales presentation in Las Vegas. What began as a promise of affordable vacations quickly became a nightmare of deception. During the exhausting hours-long presentation, we were explicitly told the annual maintenance fee would be $695, a critical factor in our decision. We were also promised a "no strings attached" 10-day Hawaii trip as an incentive. When we finally accessed our account in December, we discovered the actual maintenance fees exceeded $2,000 annually, triple what was promised! And that "no strings attached" Hawaii trip? Suddenly, required paying those inflated fees first.
Our attempts to resolve this: Multiple unanswered calls to customer service. A representative initially told us we could exit the agreement. Later, another rep claimed this was "impossible" and that the previous employee "doesn't exist". They suggested "investigating" cancellation only if we paid the disputed fees first. Despite investing $6,500, we've never used any benefits or stayed at any property. The consistent inability to reach anyone has made using our membership impossible. The financial strain has compounded our stress as we face potential layoffs from our government positions. We've fallen behind on payments because of these misrepresentations.
This pattern, misrepresenting costs, creating communication barriers, denying previous conversations, refusing promised benefits without additional payments constitutes a clear breach of good faith. If you're considering Hilton Grand Vacations, please learn from our mistake. What they promise bears little resemblance to reality, and once they have your signature, prepare for a frustrating cycle of obstacles, denials, and unexpected costs.

The Hilton Grand Vacation presentations and rewards are fraud. As a “reward” for enduring the high pressure time share presentation, I received a $200 certificate for a “spend the night on us.”I followed the instructions to a “T” and submitted the certificate with my receipt after staying at an Embassy Suites by Hilton; many weeks later, i received a visa debit card for $100. When I called the phone number provided on the certificate to check on the discrepancy, the representative referred me back to Hilton Grand Vacations. When I called Hilton Grand Vacations, they gave me the phone number I on the certificate and referred me back to the Rebate Center where I started.
I have been making calls for days. Some representatives say that they are escalating my claim and I will get an email in 7 to 10 business days. I never received an email. Some say they are escalating my claim and I will get a phone call in 24 to 48 hours; I never received a phone call. After hours and hours on the phone calling every number that every department gives me, each department always points me to the other. In one call, after the representative kept me on hold for more than an hour, he gave me a number for the “corporate office.” It was no good.
Then, after another 50 minutes on the phone with yet another representative, I was told his supervisor instructed me to call the rebate center. And so it goes in circles. I warn you friend, if this is the customer service, I am given after one night at the Hilton, and the 200. I was promised to reimburse my stay is cut in half to 100, and no one can find anyone I can speak with about this, imagine the troubles you will have if you actually buy a timeshare. Run away from this fraud and a scam.

Hilton Grand Vacations has a boatload of issues, and we are here to name just a few based on our experience. Misrepresentation of Time Commitment: They promised a 90-minute presentation extended to more than 5 hours, including waiting periods, videos, property tours, and prolonged sales pitches. Deceptive Pricing Strategies: We were initially quoted approximately $300,000, then $45,000, then $30,000. When we continued to decline, the salesperson grabbed his supervisor, who employed "hard sell" tactics. Which led to us being roped into a contract based on a myriad of lies that includes: We were explicitly told that points could be rolled over to accumulate for a larger vacation. Representatives failed to disclose that there is a $250 annual fee to roll over points and that they can still expire despite this payment. This directly contradicts what was verbally promised.
We were rushed through the contract signing, even though after the credit check and credit card application (30-40 minutes), we waited an additional 2-3 hours for paperwork preparation. The contract signing process was deliberately rushed, preventing us from reading the documents thoroughly. When we identified an error in the paperwork, the staff initially dismissed it before reluctantly making corrections. We were promised bonus points as compensation for this error, which have not been received.
After purchase, we discovered numerous undisclosed restrictions: We could not book a vacation for 2024 as we had already used our vacation days. The membership would not be active for 45 days after purchase. We were charged maintenance fees on January 1st with no warning. We were unable to find availability at any desirable destination for the number of points we purchased. We must pay additional fees to carry points over to 2025. PLUS, at no point were we informed of our legal right to a cooling-off period during which we could cancel the contract.

As former Diamond Resorts members, we were initially excited when Hilton Grand Vacations acquired Diamond. The promised "new features and improvements" seemed enticing coming from such a respected brand. How naive we were. The constant refrain of "this deal is available today only" makes it impossible to make thoughtful decisions. During our first "portfolio review," we were persuaded to upgrade to a supposedly "superior" HGV membership at considerable cost. Yet the reality? We're still segregated as "former Diamond Members" on their website. The HGV online system is a labyrinth of frustration. Properties that were easily accessible under Diamond (like London, where we previously enjoyed three wonderful stays) are now mysteriously unavailable.
New limitations abound - no reimbursement for accommodations outside HGV properties and reduced airline reservation reimbursements. Maintenance fees have skyrocketed to over $1,000 monthly (plus our $700/month loan payment), contradicting promises that costs would decrease. We were also told our membership would be valuable for resale - another blatant falsehood. The final insult came during our most recent review when we learned "no one wants to buy memberships" - only "deeds." This complete contradiction of previous sales pitches confirmed what we now know: we're victims of a sophisticated scam.

First of all, we tried to postpone our date because my husband has had traumatic eye surgery this past year and then lost his job. It’s been one financial blow after another. We were in a use it or lose the money completely spot. We decided to change from NY to VA because VA is our home state and would be cheaper for us. They put us in a nasty double tree. This place was disgusting. It included a giant millipede worm thing in the hotel by our room. The air conditioner didn’t work. We asked them to fix it but they didn’t. They don’t have a fan in the hotel either. Our tub was completely clogged and they didn’t fix that either. They charged us $12 a night to park in an empty lot. The parking lot signs also said they were not responsible for stolen items. What are we paying for? Not security!
The doors to go out to the pool didn’t seal. There was a huge space between them when they were shut but they were also locked. The other door to the pool went directly to a nasty patch of long grass that you would have to wade through to get to the cement platform. The gym was so small and disgusting. There were only 3 people working out and it was crowded, hot and gross. We just left that area. There were people on our floor that were knocking on doors late at night. The hotel was clearly empty but they put everyone on the 5th floor. We checked out early and proceeded to the required presentation. They made us stay for 2 hours even though we told them we couldn’t afford anything since my husband was laid off and we were not interested. They kept saying just one more thing and we could be done and they wouldn’t charge us.
The manager came over and acted empathetic about our disgusting hotel and then proceeded to tell the lady we were working with to give us numbers. She knew we weren’t interested so she had skipped it originally. She came back with a clipboard and wrote out scenarios. The fees they want to charge for a timeshare are horrendous. Even if we had money that is the biggest scam ever. We said no again so another dude came over to “check us out”. He acted like they were giving us free Hilton honors points for our trouble and then said we would owe $1600 today. No thank you! Over 2 hours later we were finally free with zero intention of ever staying at a nasty Hilton again.

I was approached in the lobby of the Hilton I was staying at by a person that acted as if they were an employee of that hotel. I was asked if I had used my Hilton points which I had not. She asked for my phone number to "look up my Hilton rewards". She said that I had enough rewards for a "special discount". She had a Hilton badge and a Hilton app on her computer. Not once did she say anything about a timeshare. She lied to me and acted as if she was looking at my Hilton Honors account. I was deceived and lied to. I will never stay at Hilton again. I wish I had known earlier what a scam timeshares are. To be fair, it is my fault for allowing myself to be swindled by a smooth talking salesman. But I have a tendency to believe people are trustworthy and truthful. Definitely not the case with Ray from HGVC. We purchased this timeshare in 2014 for nearly $15k for the smallest timeshare investment they offered at the time. We were told that it was a great value and that would be a good investment for our family, something that could be handed down to the next generation.
We used it three times in the past decade. Because honestly it was less expensive to vacation elsewhere and we would have more flexibility with dates and locations. It is paid off but the maintenance fees were $2400 last year. We just want out of it. I even asked if we could just give it back. According to HGVC it is now worth $2k to $3k resale value. HGVC even offers to broker the sale for 25%. I have looked and these are nearly impossible to sell. Please save yourself the disappointment and DO NOT buy a timeshare, especially with HGVC.

Booked Hilton Grand Vacation tour earning 50,000 honor points in November, 2024. Stayed in Orlando for the week at hilton, attended the tour that went on for about 2 hours. Sales promised the 50,000 points would be posted within 8 weeks. 6 months later, no points. Numerous unanswered emails and hours on the phone to get the points promised again. Booking your dates is also tough with blackouts, and finding open hotel dates that are actually available. Do not bother, would not recommend doing the tour, way too much aggravation!! Do better hilton!

Basically a lot of high-pressure sales pitches by talented and charming sales reps. The problem is they are exceptionally good at building rapport and seemingly trust and then what they sell you isn’t exactly what you thought you bought. Then you go on a vacation and attend a members update because you’re enticed with gifts, which aren’t as grand as you’re told initially, and you’re basically told you don’t have what the last rep sold you and to have what you thought you had purchased is actually gonna cost you more. Every members meeting is a new sales pitch because you’re finding out your current deed doesn’t quite cut it yet. None of the new sales options are affordable upgrades.
Most start at another significant investment. After two or three, trust is gradually broken more. While the vacations can be fabulous, the booking is terrible and more limited than expected and you don’t seem to have the availability and options you were told you would have with your purchase. So we were told we bought this fabulous deed and made to feel like we were part of this warm and welcoming vacation experience, you are often left disappointed because you are over promised at each upgrade. Then the salespeople explain the tricks to booking or who you should have contacted.
I often was left feeling like they are making it up as they go and tell you what they think you need to hear to upgrade when you already thought you had what they want to upgrade you to. So you are left at a point where you don’t know which rep to believe because it’s a different story every members update. It’s actually exhausting and a thorn in your side wasting half a day of your vacation for some gift certificates that are super limited or a bonus trip with very limited scheduling windows to very small group of destinations. It’s all exhilarating and frustrating, which is the opposite of what vacation is for. Every part of the process is a sales pitch on top of a sales pitch and a lot of empty promises. The sales reps will tell you about the amazing vacations they go on and how the extended family goes and how easy it is and how you can pass this luxury on to your kids and blah blah. Lovely way to tarnish a vacation experience.

Initial sales rep gentlemen. If you refuse to "buy today" the closer comes in and will eventual attack you verbally. They will not let you get a contract to be reviewed by your attorney. What does that tell you?. Enjoy the stay but don't buy. It is not a good investment but a trap.

I attended a timeshare presentation as part of a 3-night, 4-day vacation package we purchased and I was truly disappointed by the condescending and dismissive behavior of the representative. While the first person we interacted with was professional and courteous, the experience took a drastic turn when another representative joined the conversation. When we explained the financial reasons why we couldn’t commit to a timeshare at this time, we were met with judgmental remarks suggesting that we should "change our lifestyle" instead. This level of disrespect and lack of understanding made an already stressful discussion feel unnecessarily uncomfortable and unprofessional. To make matters worse, this individual went as far as to make disparaging remarks about our financial situation, questioning why we even came to Vegas. He even questioned our relationship when we felt obligated to explain personal details surrounding our finances.
It’s unfortunate because we approached this opportunity with genuine interest and openness, but the attitude of the representative completely undermined the experience. We left the presentation feeling humiliated and attacked, which is the last thing anyone should feel during a vacation they’ve been looking forward to for a long time. Instead of enjoying our time in Vegas, we were left with a sour taste and regret for attending the presentation. Hilton Grand Vacations should ensure their representatives are trained to treat potential customers with respect, dignity, and empathy, regardless of whether they decide to purchase a timeshare. This experience was unacceptable and tarnished what should have been a memorable vacation.

Our Las Vegas timeshare experience was a nightmare of manipulative sales practices and financial exploitation. What began with an enticing offer of a helicopter ride or gift card quickly devolved into a predatory sales pitch that took advantage of our vulnerable situation. The sales representatives used multiple manipulative tactics to secure our purchase. They painted an attractive picture of flexible vacation options, claiming we could use the timeshare with our family and even on Disney Cruises. They suggested a 10-year commitment and promised potential integration with Hilton, making the offer seem temporary and low-risk.
Most concerning was how they exploited our personal circumstances. They collected personal information, including our children's names and driver's licenses, while making promises of flexibility. When my husband developed a serious health condition and our income became unstable, their promised support evaporated. The financial burden quickly became overwhelming. Despite providing medical documentation and explaining our hardships, we were met with bureaucratic runaround. The promised low monthly payments transformed into escalating maintenance fees that continued to accumulate, regardless of our ability to pay.
Communication was deliberately confusing and inconsistent. Different representatives gave conflicting information about potential cancellation, ultimately leaving us trapped in a financial commitment we could not sustain. This experience serves as a stark warning to potential timeshare buyers: thoroughly investigate any offers, seek independent legal advice before signing a contract.

If I could give 0 stars I would. I haven't been able to book my reservation to even experience the facilities. The agent was so rude that I hung up and have been trying to speak to a supervisor for 2 days. I keep getting the runaround. There is never a supervisor available. One finally called me, of course I missed the call. She called at 445 and said she was leaving at 5. I tried to call back 458 - no answer. I must have talked to 5 or 6 sales representatives. No one can connect me with anyone to take care of the issue.
The customer service has been horrific. The lack of accountability has been even worse. They are so pushy when they are trying to get you to buy into the deal and they say you will have a ton of options for booking. Not the case. Super limited. Basically, at this point I am just eating my money. Between the lack of customer service and the time spent on hold or waiting for a call back, I definitely didn't get a deal. I got scammed. How can you run a business and your first line of customer service is so terrible. Save your time and your money. Say no!

I deeply regret my decision to purchase a timeshare with Hilton Grand Vacations Club. What began as an enticing offer quickly turned into a nightmare of high-pressure sales tactics and unfulfilled promises. From the initial pitch to my recent upgrade, the company has consistently misrepresented the value and accessibility of their vacation ownership program. The sales presentations are marathon sessions of manipulation, lasting hours instead of the promised brief meeting. Despite being told about incredible travel opportunities and the ability to pass down a valuable asset to my children, I've found nothing but frustration. Booking a vacation has been virtually impossible due to constant lack of availability at desirable destinations.
Even after upgrading to HGV Max, hoping for improved options, I'm still unable to book any trips. The maintenance fees continue to increase annually, and I was never fully informed about the long-term financial burden this would create for my family. The sales representative, Tricelia **, made promises she never followed through on, including helping me recover lost points and providing additional support. What's most infuriating is the emotional manipulation. As a widow who lost her husband during COVID, I felt pressured into making decisions I now deeply regret. The company seems more focused on closing sales than providing genuine value to their members.

Very disappointed. Was speaking to AmEx and they offered 500 pts if I listen to their Hilton Grand Vacation spiel. Very upset because I purchased a vacation after an hour of finding the right resort with the CSR, only to find out, they booked me at a mediocre, not worth the 2 hr presentation, hotel 3 weeks before my trip. Tried to get a refund since the error was on their end but impossible. They will hang up on you if you request to speak to a supervisor. I put in a request to "re-book" the hotel that was promised when I made the purchase and was told a supervisor would be reaching out but after 2 weeks, gave up hope and just cancelled the vacation altogether. I doubt I will use the package so that's $200 lesson learned. I hear a lot of positive feedback (second hand) on Holiday Inn's vacation packages BUT still reluctant after Hilton's unfavorable experience.

We ended up not buying. Here’s why. We thought we could justify a 90 minute sales pitch to get some compensated tickets to a show in Las Vegas. But when we were given the paperwork to fill out said it would be 90-120 minutes. By the time we got out it had been over 2 1/2 hours. When we seemed clearly hesitant, they brought in two separate sales people to get us to try and sign up for trial memberships. One, a 30-something guy who gave up pretty easily. The next one was a no-nonsense, overly aggressive body-languages guy who resembled a disgruntled security guard that was trying to be a cop (you know what I mean). It came out to a ridiculous amount, even then.
The cheapest option was about $10k for 7-10 days of vacation time. They couldn’t believe that was out of our budget, even after telling them we were living paycheck to paycheck. I highly recommend you do NOT even sign up for this to try and get free stuff. It was mentally draining, a stressful burden, and way more time consuming than we were lead to believe.

What we were NOT told haunts us to this day. No one shared the near-impossible challenge of booking a reservation, the escalating maintenance fees, or the burden of inheriting debt that our son—already facing significant challenges—would be saddled with. The loan interest rate was never explained, nor were we informed of the dizzying array of added fees: maintenance fees, booking fees, operating fees, volunteer fees, HOA fees, and special assessment fees. Worse still, we were coached to “keep it simple and don’t ask questions” during the contract signing. We learned only after returning home—past the five-day cancellation window—that we had been locked into a commitment we could likely not escape.
Our journey with Hilton Grand Vacations began in September 2023, when a phone call to Hawaiian Airlines led to an enticing offer: a low-cost 3-night stay in Las Vegas in exchange for attending a timeshare presentation. We attended the meeting on 9/18/23, at the Hilton Grand Vacations property in Las Vegas, expecting a straightforward sales pitch. Instead, we endured a grueling 3- to 4-hour session filled with high-pressure tactics. We were told this would be a “great investment” we could use anytime, anywhere, and pass on to our children. Reluctantly, after repeated refusals, we agreed, pressured into opening an American Express card for the down payment. At the time, we thought it might bring joy to our disabled son, who would love to travel. We have sought help from Hilton Grand Vacations to sell or exit this timeshare. Each time, we are promised a call back that never comes.
Maintenance fees continue to rise—another undisclosed reality—and we are left drowning in financial distress. The Maui fires have already taken so much from us; this time-share has only deepened our hardship. At our bank, we’ve learned we are not alone—countless others are scrambling to notarize documents and escape their timeshares, a testament to the widespread frustration with this industry.

What was promised as a brief 60-minute informational update quickly devolved into a grueling two-hour high-pressure sales marathon that left me feeling manipulated and deceived. The sales representatives used every trick in the book. They lured me with promises of a gift card and vacation, only to trap me in an exhausting presentation filled with misleading information. When I initially refused to purchase additional points, the sales manager, Daniel Bland, became aggressive, attempting to create a sense of urgency and scarcity.
The most disturbing aspect was how they targeted vulnerable consumers. As a 75-year-old retiree now caring for my elderly mother, I found their tactics particularly unethical. The verbal promises made during the presentation were completely undermined by the fine print in follow-up documents, which seemed intentionally designed to void their earlier claims. Despite investing over $65,000 and being assured of increased travel opportunities, I've been unable to access the destinations I was promised. The contract feels like nothing more than a financial trap, with no real value provided to the consumer. Hilton Grand Vacations has lost my trust entirely. Their sales approach is predatory, their promises are empty, and their business practices are deeply unethical. Now having shared my honest opinion, let me say that certain customer service representatives employed by this bogus operation are horrible excuses for human beings....As they stated their "names" as Alica **, Kiki, Jenamin, Mark and who else I had to speak with regarding previous horrible communication, tone deaf customer service and just generally a bunch of dweebs.... and should look for work cleaning streets, toilets or hospital bedpans. They are absolutely incompetent as is your "operation" for engaging their pathetic services.

What began as an appealing opportunity quickly devolved into a predatory financial trap designed to continuously extract money from unsuspecting customers. The company's sales tactics are aggressive and deceptive. From persistent cold calls to high-pressure sales presentations, HGV representatives use manipulative strategies to push owners into repeated unnecessary upgrades. Each "Annual Owner Update" meeting becomes a grueling marathon of emotional manipulation and financial pressure.
Promises of a great investment value, easy resales, and flexible bookings are completely false. My experience revealed a system intentionally constructed to make vacation bookings for desired properties and times nearly impossible, while steadily increasing financial obligations. Annual maintenance fees escalate dramatically, and the supposed "benefits" of ownership are illusory.
The most alarming aspect is the company's systematic approach to exploiting customers. Our experience as Hilton Grand Vacations timeshare owners has been extremely disappointing. We were subjected to unethical sales practices and dishonest guarantees from the start. This began in 2018 when we received an offer for a "free" stay at the Elara hotel in Las Vegas. In exchange to attend a short presentation.
At the presentation, the sales rep emphasized the perks and benefits of being an HGV owner, claiming that Hilton’s global reputation made it a great investment. However, he did not disclose that our HGV points could only be used at HGV properties, not at Hilton hotels. There was also no mention that there would still be additional fees to book with our club points. Instead, he focused only on the maintenance costs and bragged that the Vegas property had the lowest ones in the program. Our sales rep claimed our week was like deeded property that would give us tax benefits and equity towards a new upgraded plan if we wanted. We later found out this was untrue when we paid it off early yet were still unable to sell it back.
We were recently made aware that our ownership documents were altered without our consent, removing my wife from the contract without us realizing it until we received a document in the mail. We also received constant calls asking for a copy of our marriage certificate, which was never disclosed as necessary when we were there in person.
One of the most disappointing aspects of our ownership is the realization that all the Disney benefits are not benefits at all. I can’t believe we fell for the lies that Hilton and Disney were travel partners and all Hilton owners would be granted discounted theme park tickets and cruises, as well as exchanging our Hilton points for a stay at a Disney Resort. The Sales reps straight up lie! We were pressured and scammed all on false pretenses and misinformation. We have never experienced a greater disappointment or disgust for a sales process, Shame on you Hilton!

We are elderly retirees on a fixed income and have found ourselves being duped by Hilton Grand Vacations. During what they refer to as an "update," we endured an extensive sales pitch for the Elara by Hilton, culminating in a tour of a large apartment that could supposedly be ours. The primary selling point was that our maintenance fees would never increase – a claim that, as we later discovered, applied only to this new purchase and not to our existing US Collection ownership. This crucial detail was conveniently omitted during the presentation.
It was equally disturbing that while we were shown a three-bedroom apartment, our actual purchase was for a studio unit. We were also charged an activation fee for HGV MAX, a program that was never properly explained to us during the sales process. During a subsequent presentation, our integrity was publicly questioned because we had previously exercised our legal right of rescission on a prior purchase. Rather than create a scene, we felt compelled to complete the transaction just to escape the hostile environment. This type of pressure has been a consistent theme throughout our relationship with this company. Anticipating a quick exit via the promised Hilton's "exit" program; we found ourselves duped again.
Never fully explained, the "Transitions" program – an option with onerous charges that are, predictably, "subject to change." Given this pattern of misleading sales practices, hidden restrictions, and the crushing financial burden that has become unsustainable on a fixed retirement income, we are formally requesting to be released from this horrendous contract that was entered into based on pressure and misleading statements.

Was supposed to have a viewing for 2 weeks. Used my points and now I am spending 2 weeks looking at a wall on my vacation. Tried fixing this. No one is interested in helping. They have my money. I have not had a good experience since Hilton took over. The people at the desk at Flamingo are useless. Since Hilton claims they made the mistake in my booking. I would steer very clear of Hilton Grand Vacations.

Hello, I am just sharing my recent phone call and what time of 30 minutes with Hilton Grand Vacations. I was told when purchasing this package that it was 100% refundable if we decided to cancel. For the last 30 minutes a supervisor on the phone said they it was not. However my sister in-law cancelled hers about 1 month ago. They are so very nice when trying to pick out your dates, but when you mention you want to cancel I got put on hold 3 times. To only tell me they they will review my package and get back to me in 3-5 days. Crazy!

I would like to file a formal complaint about my experience with Hilton Grand Vacations (HGV). I feel I was deceived and misled into signing a legally binding contract for a timeshare that has caused me nothing but frustration and financial burden. From the very beginning, HGV’s staff made promises that were never fulfilled and conveniently omitted critical details about the agreement.
When I purchased my timeshare in 2001, I was never informed about the mandatory maintenance fees or the fact that these fees would increase every year. This lack of transparency is unacceptable and feels like an intentional effort to mislead me into signing the contract. The sales pitch I was given painted a picture of wonderful vacations and stress-free ownership, but the reality has been entirely different. What was supposed to be an enjoyable investment has turned into an ongoing nightmare.
To make matters worse, the past few years have been incredibly challenging for me. I lost my husband to COVID-19, which has thrown my life into financial and emotional turmoil. I’ve had to sell my home and significantly downsize just to stay afloat. Maintaining this timeshare is no longer feasible, and frankly, it’s offensive to think that HGV expects me to continue paying for something that was sold to me under false pretenses.
HGV’s deceptive sales tactics and lack of accountability have left me trapped in a contract that should be considered null and void. The lies and broken promises from their staff have made it clear that this agreement was built on a foundation of dishonesty. I request that HGV cancel my timeshare ownership immediately. This contract should be invalidated due to the unethical practices used during the sales process. I demand that HGV take responsibility for their actions and provide a clear path for canceling my timeshare with no further financial penalties. This situation has caused me enough stress and hardship, and I will not stand by while HGV continues to exploit their customers. I look forward to a prompt resolution to this matter.

I am very happy with Hilton Grand Vacations. We use our timeshare and have always been happy with the resorts that we stayed at. However, I do have one complaint. We recently visited Bent Creek Resort in TN. We love the resort and have stayed there multiple times. This last time we thought we had a wonderful salesman and he made wonderful suggestions on how to use our timeshare. He promised to call us in January, when our new points became effective, to help us deposit those points into a marketing program where we could then apply the proceeds to our loan. Unfortunately, January and February have come and gone and he has promised to call us multiple times, but we never hear from him. At this point I believe that Chris just lied to us and had no intention of calling us and helping us. Just a heads up to anyone working with him, don't trust him.
