I went to one of the sites where I entered the information. I wanted general information on the line of credit that I was after and Liberty was one of the first ones to respond. I got a couple of phone calls from them. I checked them online. Then, I followed up and talked to them and had pretty good experience doing it. My wife had passed away a little before that and I did not probate her will because she only had one or two IRAs specifically in her name and everything else was common. So, there were a couple of additional forms that we had to do in the process, affidavit of heirship and some things like that. So, it took a little more. Liberty uncovered the need for those. They worked with me to get them worked out. They helped me on the legal side of it, finishing things up.
The application and underwriting process took about two months. It was spread out because getting some of these forms done, getting to the right place to do it and so forth, they were helpful in that. Eric was the main contact I had, and then Peggy was in contact with me a lot by phone and email. There were a lot of phone calls and they kept checking with me on what the status was and let me know how it was going. It was a thorough process and it went smoothly.

I got a call from Chris. He said that he knew I was looking around to do some refinancing and he thought he could help me. I had worked with some other outfits that I wasn’t too happy with some of the outcomes. But I found that Chris was pretty straightforward in what he thought he could do, so he asked me if I wanted to proceed and I agreed. He handed it over to a lady called Peggy and she was very easy to work with. But it seemed like every time I provided some information, they needed another piece of information. It would’ve been a lot easier if she laid it out quite straightforward with what I needed rather than doing it bits and pieces but we finally got through it.
The process started late October and it took about 10 weeks. I thought it was too long. They supposedly sent a notary at the first signings, when I signed the papers, and the guy wasn’t a notary, he was just a constable. They sent an attorney the next time with the signings and he witnessed my signatures but he didn’t notarize them. Then, we got the third guy who was a notary and notarized the papers. That whole thing took a period of about three or four weeks, and it could’ve been eliminated had it all been done correctly upfront first. I know that it needed to have an attorney and a notary that could notarize the papers all in one. Overall, Liberty Home Equity will guide you through it very easily as long as you know exactly what it is you’re trying to accomplish.

I really liked Liberty Home's rep, Amica. I had confidence in her from the beginning. I had previously talked to another agency and there, it felt slick and sleazy. On the other hand, I liked how Amica didn't pressure me. She answered all my questions promptly and helped me think through some of the questions I had in terms of whether or not a reverse mortgage was the right thing for me.
I wanted to see my options in writing as I like to do research. Amica also gave me a printed proposal while the guy from the other company didn't seem to think that was possible. Amica's written proposal included what the tentative interest rates would be. It was a lot of papers to sign but definitely Liberty home made it easy for me.

My mother-in-law is 99 years old and has dementia, Alzheimer’s type. She’s in her own home, but she has caregivers round the clock. We live about 300 miles away and she was running out of money, so my wife chose a reverse mortgage for her. When you come up online and look through, you get the best Better Business Bureau ratings. It was mostly complimentary and Liberty looked like a straightforward shooting company to me. So far, it has proven to be. Greg was excellent. When anybody else got involved and didn’t seem to understand, he jumped right in and made it right. He’s a sales guy and he didn’t have to do that, but he got me through the process step-by-step. Everything’s working well.
Great feedback, Mr. Weddle! We genuinely appreciate it and we’re glad to hear that you’re happy with your experience working with Liberty.

Liberty Home seemed to have an easier process and they seemed to offer more things the more I read about it and compared. Their customer service is really good. If I was reading any of the literature and stuff, I could call and they’d explain it to me. They listened to me and they made it easier for me to go through all the terminology. When I got an appraisal, I thought it would be a little more to myself. I knew that they’re a company and they're trying to make money. Sure enough, when the appraiser came out, it was more but it worked out. I thought about just settling outright and going to Florida. But I like my house and it's in a good neighborhood. So I decided that going through this lending process with Liberty was the best thing. It gives you that little sense of stability. I can stay here and have extra cash to do some work around the house.

I needed some fast cash and it’s gonna probably be paid back in about two years. I was looking online when Liberty contacted me. I had a good interaction with the rep but the application took longer than I thought. I was not in a big rush, but if I needed more time, I’ve got it. Basically, my mind was already made up because I knew I wasn’t gonna keep the loan ’til I died, unless I died quickly. And if I kept it for 30 years, the rate is rather high or more than my house would sell for. That’s why I’m gonna pay it off so quickly, ‘cause their interest rates is astronomical. Whenever I called my loan officer and if I left him a message, he would call me back before the next day. We’re on different time zones so if he thought it was too late at night, he would call me back the next day.

My experience with Liberty Home was okay. The only bad experience was the first appraiser. He was about 50,000 low, while I was right. He appraised it at 520 and the other guy appraised it at 570. But that's not Liberty's fault. I know they have no control over the appraiser that was chosen. The process took a month and a half, a little longer than it should have, but we had to have two appraisals done in the house. But it went fine after that.

We worked with the Liberty Home loan officer, Margaret, and had a good experience with her. We had a lot of things going on but once we got to close and everything, it was smooth. I would like the rate to have been better and I wanted a fixed rate, but we ended up with a fluctuating rate. After the closing, it took a long time for some of the items that Liberty paid to clear. The taxes were paid, but the insurance hadn’t been processed as it should. I just got a notice that my homeowner's insurance would be canceled for non-payment on December 31st. I called the agent that we dealt with locally and told him about that.
We closed on November 30th. Somebody is already looking into the length of time that has taken getting things done, but I haven’t had any response from them. Getting the mortgage was a long arduous experience. I'm still recovering from all I've been through this last year ‘cause we had repairs going on at the same time and a lot of things kept cropping up that we had to do, but nothing that would keep me from using Liberty.

I liked the communication I had with Liberty. The application process was lengthy, but they were very pleasant. My rep was great. The process was probably a little bit longer than normal, but it was because I could not provide them with a form that they were asking for. But once I did, they were okay. Overall, my experience was fine. The new rates are wonderful. The interest rate is way down.

I was interested in having a reverse mortgage, and I spoke to the person who was in charge of telling me all about it. Elizabeth did a good job in telling me what it was all about. I was apprehensive about not understanding the whole procedure. She got me through, because I was gonna not do that with Liberty. She was very clear and concerned about giving me the best. However, the process was too tedious and too long. It took about four months. When I did a reverse mortgage with another company years ago, it was sort of personal. The man came to my home and we were able to discuss things. This was awkward for me because there were so many people involved here, calling me up, wanting to know all kinds of things. It was not a personal type of thing. As much as Elizabeth helped, everything was on the phone.
I'm dissatisfied. This is my first encounter with this kind of ridiculousness with the reverse mortgage. That's why I was very hesitant to go with Liberty because I should have gone with the people that I went with in my previous one. I had no problems whatsoever.

Our second mortgage with Liberty several years ago was handled very well and they were very efficient. It’s just that the loan rates have come down and we are paying about half as much interest now as we were before. I dealt with two people, Brian and then Richard. The application process was with Brian and he did a fantastic job. It's the best I've ever had. He was so professional and on top of everything.
With Richard, the experience was a complete reversal. He didn’t seem to know what I was needing after I got over a month and he would ask for another document and then a week later would ask for another document. I would try to get in touch with him and wouldn’t get return calls. Finally, I started to copy Brian on everything and when he could, he interceded. Then the lady that came out with the closing documents and getting signatures was very good. The process took a little longer than it should have but that was fine. I still haven’t gotten documents that I should have received a long time ago. Other than that, we were able to accomplish what we needed to do with Liberty Home.

I wanted to get some bills paid. Liberty didn’t offer the same benefits and I got a reverse mortgage from them. The application process was good and I had help so it was easy. They also came to my house and helped me, so everything worked good. We took about an hour because I asked questions. They answered all my questions, and then they helped. If they couldn’t, they find a way they could. But then I heard on television where they’re a rip-off and something was said about one lady and the interest rate. Yet maybe not on this one. And I didn’t know if each time that I wanna draw out, if I have to pay another closing cost or not. Still, everybody’s really nice and it went on smooth.

We had a reverse mortgage before and the person that did our reverse mortgage the first time was Liberty Home. Recently, we needed to get some money out of the house for some repairs. Our experience with Liberty Home was fine but they had a few problems back and forth. It should have been shorter, but there was miscommunication. Liberty Home needs to improve the people in the background. They need to get a little more on the ball in what they're dealing and what they need because that's where the rep had most of her hang-ups and her problems. But it was fine. What impressed me about their rep was when I gave her a call, she tried to get the answers right away.

For the expenses that I need every so often, reverse mortgage would be the only income that I could go and have available. I received a Liberty Home Equity Solutions advertisement when I was looking into reverse mortgage. I read about it and I inquired about the benefits, etc. Their application process was long. There were a lot of things to do, read and understand. It was complicated and and discouraging. Perhaps that is mandated by different regulations and government. But all the information and reading every page is just too much for a common person. If you want to really be serious, you need a lawyer, an accountant or some person to sit down and go over, to help out.
Ron was the first person that I talked more seriously when I inquired. He was very knowledgeable and a very nice person. He was always able to help, and he always said if I have a question, “Call me back.” The rate that I have right now is less than what I had in the previous one. I had one before and paid it off, and I have another one, which lowered down the interest that I was being charged than the first one. But I remember that in the first one, the expenses were not paid by me but by the mortgage. The second one, I had to pay everything and that just increased close to $9,000 just from one day to another. So, I did not like that. It is too much.
Working with Liberty has been all right. So far, everything is just fine. On top of the application, here comes a notary public and we have to go through all the papers and sign them. And that person comes and wants to have that done, sign and leave. And that is not correct either, because you don't sign papers that you didn’t even read and you didn’t understand. And if you go reading, it takes hours. And then you'd start to ask questions, “I don’t understand this and I don’t understand that.” The knowledge of a notary public is limited also. There were some instances that I needed to understand something and that person had to call Liberty and find out. That person also didn’t know what it was. I’m dissatisfied with the process, but I'm happy with the experience of having the mortgage. But for the experience of going through before reaching that point, no.

My friend and I moved in together many years ago. We wanted to buy a house, so he was going to pay for half the house. Unfortunately, before he could have his money released, he passed away, so I had the full price to the house. I went ahead and bought the house out of my own money and that was all the money I had. So, I thought if I do a reverse mortgage, I’d be here at the home forever and I have some funds to keep going.
I like Liberty Home Equity Solutions. The person I talked to seemed really nice and concerned. The only thing I didn’t like about them was, after the reverse mortgage went through, I got this letter from this other company that I didn’t know and they said they had purchased my reverse mortgage from Liberty, and that they’re dealing with Liberty, but I’d be dealing with them. If Liberty is gonna sell my mortgage, they should’ve called me and told me about it. I don’t know this company yet. I haven’t had time to research them. So, I’m hoping it’s a good company. The loan officer, Randy, was a really nice guy but he was hard to get a hold of because they changed their phone system so calls don’t go directly to him. I had to go around the back door and find him. But when I find him, he would always get through what I needed.
I didn’t really understand the rates and terms of the mortgage. The lady that did the mortgage counseling was stressing to me that their margin was too high. And I don’t know what a margin is. She got 150 bucks for counseling and she didn’t tell me anything that I didn’t read online already. When I asked Randy about the margin, he said, “Our margin is this high because of the type of mortgage you’re getting.” He said, “It’s that way everywhere. You can check out other companies for rates.” I just said, “Okay, got you," even though I didn’t know what it was.
Now that they sold the loan, I’m questioning whether they were really concerned because it upset me that the loan was sold quickly. I got this check and a few days later, you got a letter saying that, “Your loan has been sold.” Anyway, it happened and I’ll just take one look at the letter again and call and see who it is. My house is all paid for, so I don’t have any bills now. I can live on the social security that I get each month. They say I can’t draw any more money for a year. So, I’ll wait ‘til next year and see what happens.
Don, Thank you for taking the time to share your Liberty experience with others. We’re happy that you enjoyed working with us!

We liked the specific loan programs Liberty had. The application was fairly easy. We just gave some basic information about the house. The application and approval took about a month to get approved only because I had to procure a lot of documents. But once it was approved, it went by pretty quickly. The loan rep was great. Overall, I’m happy with the rates and terms I’ve received. More communication between the loan processing and myself could be a good thing because I need specific information. I had three options, and I kept on waiting for somebody at Liberty to give me a quote or communicate with me to ask me what my choice was. Since I had never done this before, it was lengthy and it involved a lot of questions that never got answered. It was a week ago that the finances came through, and that was a very long time according to them.
It’s not that the people weren’t great or nice. Akima was absolutely incredible. She was very, very thorough and went through the process, made sure that I understood her part of the process. But I didn't even know the questions to ask a lot of times in this kind of a process. I had that conversation with the loan officer, but I did not have that conversation with anybody else. For a greenhorn beginner, it would've been very helpful if that had happened. They probably assume that people have more understanding and more information than I do, but I’m close to 80 and there are a lot of things I don’t know as far as finance and the rest of it, and so I still have gaps. Also, the rates could be lower.
Right now I don’t know who to contact if I want more money. I don’t know if I’d go back to the finance officer. Maybe I didn't remember everything they said, but they said all I had to do was contact them when I wanted more money. But who is them? If I want more finances, I’ll just go back through the loan processor who is very good. That’s the only number that I have that I would go back through right now ‘cause I wouldn’t bother the loan officer.

When we checked into Liberty Home, we liked what we heard. We were doing some remodeling on the house and used a reverse mortgage to finance it. We talked to the people on the phone, then we had a notary public come out. They had a paper for us to fill out. At that point, we had to set an appointment and talk with HUD. We had an interview with them, then, once we’ve agreed on prices, they sent another notary public with the final paperwork. We locked it in at 4.56%, which we were very happy with. It was two months by the time we did everything. We had two different appraisers and Liberty didn’t wanna take the first the first appraisal. I was looking for reverse mortgages and went down through Liberty Home Equity Solutions. There was a long list, and I went to Better Business Bureau and they give them a very good rating. I went for a reverse mortgage for social security. I got rid of almost $250 payment, so that helped a lot, too. Then, I figured I got a place -- if something breaks down, I don't have to worry about borrowing money. I can just give people a call and if there's enough left in there, they will just send it to me.
I talked with the Liberty's head guy first and he was very nice. And then I've got it all put away. They turned me over to a lady and she had a lot of patience because it took a long time to get everything turned around right. It ended up I had to get my place resurveyed to get it all in one lot, which took time. There were three or four things that I had to do, and we kept talking and working. I was patient with her, too, and we had finally got everything on the right order. The first appraisal had taken so long, too. It was only good for a few months.
The second guy that appraised it, if he's an appraiser, then I'm an airplane pilot. He goofed things up and finally I told her, "I hope you didn't pay him." First one I paid for because I said, "Even the way he looked at the home, he just didn't act right." So, the third one we got, the way he did everything, I was satisfied. He cared. He was looking around and that came through a little better than the first one. And it was in the right time, so everything fit together. Even though I ended up paying for two appraisals, that wasn't my fault or Liberty's fault. The closing costs were high, and I knew that from the start. But, everything else looked good as far as the rates and how much I could get.

It took them a long time to figure out what was going on and get it taken care of before they sent out the second appraiser. I was browsing on Google and I hit Liberty first, and I liked them, and so I stayed with them. I was thinking that I might need a little more income every month so I decided to look into a reverse mortgage. I talked to Christine and she was very persuasive and very informative. She answered all my questions, was easy to contact and she called me back when she said she would. We had some problems with some defects that the appraiser found. One was the commode, he said wasn’t functioning. I had to go through a rigmarole getting that all settled, but Liberty was just following orders really. They had to go through all that process because the stupid appraiser didn’t just ask me if the darn thing works, and I could’ve shown him that it did rather than he wrote it up. And that was an aggravation, but it wasn’t Liberty’s fault.
I also had a problem when the woman that I talked to most would call me when I wasn’t here, then I would call her back and she wasn’t there. So, we had problems connecting on the phone, but she’s on pacific coast time and I’m on eastern and that causes a problem, but nothing to complain about. Liberty also turned the mortgage over to a service company and the lawyer paid my property tax. I sent in my tax and the clerk called me and said, “Hey, attorney’s already paid your property tax,” which kinda upset me.
I called the attorney and she was in the process of checking it out and finding out what was going on, must call me back, but she hasn’t yet. I don’t think it really has much to do with Liberty ‘cause they’re the ones that picked them. But it is an aggravation. My property tax is paid out of my money. But Liberty Home seemed like a good, reputable company. I had no problems with them at all. I’ll recommend them.

Liberty Home Equity Solutions explained everything about the mortgage process to us, so we didn’t have any remorse about what we were doing 'cause we were sure of it. If we would have questions, they supplied the answer to us. It took about 45 minutes to do all of the applications and everything. Based on what they asked and what they seemed to be doing, the process was fine. I was very pleased with the rates and terms of the mortgage the first time they told me about it. And they gave us what they told us. We really needed to do something and Liberty was there to help. It was a relief to be able to do it and get the situation in control.

Everything went good with Liberty Home Equity Solutions. We had a financial issue that came up that we did not anticipate. And so, we had no choice but to take out a reverse mortgage in order to stay in our home and payoff all of our debts, which was piling up. The application process was fine. It was the FHA requirements that kept screwing everything up at first. It delayed the funding of the loan farther than we thought, almost causing a complete financial collapse of our finance. I used to do reverse mortgages myself and there were things that I thought were not gonna be done or didn’t need it when I did it. Things have changed obviously, and they needed some things that I did not anticipate.
One of the things they should improve though is to explain the FHA side of what they want more clearly and then anticipate it. For instance, are we US Citizens? Yes, we are. But what they did not ask was when they got our driver’s license, they came up with we are naturalized citizens. If they had said, “By the way, we needed a copy of your naturalization papers,” and just say that upfront, that would have been much better. And then we wouldn’t have the delay because we were on the deployment a couple of times, where an emergency response deployment happened. And so, because of that, we couldn’t get our paperwork through them in time because they didn’t know about it at first. It’s almost like as if the left hand didn’t know what the right hand do.
Our loan officer, Colleen, kept us up to date. The FHA people need to communicate with her because the FHA made demands that even the underwriters did not even know about nor anticipate. It was almost like the FHA was changing the rules as it went. There was some stability in the process as long as it wasn’t their side, if they were the FHA side, because when the FHA required that we have our passport, that should have been enough. But then they required a copy of our naturalization papers, which the loan people did not realize they needed it since we already got a US Passport, we should be approved. To get a US Passport, you have to have proof that you are US Citizen not because I said so.
I don’t think it’s Liberty’s fault. I think the FHA need to stop making up stuff as they go and screwing up the company because they made the company look bad at that point. Finally, we ended up going over the agent and went directly to the supervisor, who finally put a stop to his baloney. In the end, Liberty worked out the situation. They argued for our benefit. They really made a big difference.

Liberty Home was excellent. I had a couple of problems here and there, but we worked it all out and it was a big help. I had taken out a home equity loan and I had an issue with the bank that took it out. And I just needed to pay that off so I didn’t have to make a monthly payment. Because mom is 98, her health is failing, and I need a full-time aid for her. Without Liberty, I would not have been able to keep her in the house much longer. It was very stressful on my part obtaining the mortgage, but they did the best they could, and we got it done fairly quickly. The loan officer was a sweetheart as well. I’ve had a lot of illness and I had used up all my funds. I’m 88 and I’d like to stay in my home as long as I live. Getting a reverse mortgage has worked out very well for me. This seems like the only resource that I had in order to have the things that I wanted. I’m able to keep things going regular now. I had to catch up on some things, and I wanted to get my funeral arrangements paid for. I didn’t wanna leave debts.
From beginning to end, the process took approximately two months. Everybody at Liberty was very helpful. They couldn’t always give me a deadline or a date when certain things would be done. When the original officer was getting something done through another contractor, like a appraisal, he couldn’t always tell me when that appraisal would be done. It would be done within such and such time and they would call me in that such and such time. Sometimes, they weren’t as prompt. There was a delay a couple of times. But I understood some of the delays of some things. So everything went very well. They knew what they were doing. I understood their position because I’ve been through all of this all my life, and I understood everything that needed done.

I contacted Liberty, told them what I was looking for, and they sent me a bunch of documents about the cost. I got counseling, and then I decided to do it. The process was easy but it took three months because I had to wait until my wife was 62. So it was not their fault. I was very comfortable with the process. The reps were good. They answered every question I had, and they were timely. I’m retired and I wanted money for remodeling and I got what I needed. The rate is pretty good. But I hope the variable rate mortgage don’t go up. The only thing I regret about reverse mortgage is it is not a fixed mortgage. Right now it’s 5%, but it could go as high as 10%.

I contacted my Realtor and she said to get a reverse mortgage through a federal agency so I got one with Liberty Home Equity Solutions. There were some others that were cheaper and who had better rates than them, but I still went with Liberty. I called their office and they sent me papers to fill out. Then they sent me an auditor or somebody to go through the papers and sign them. Their application process was long and their form was not very easy for someone to read and understand. A professional has to explain it to you because there's a lot of ifs, ands, and buts and everything else in there. The whole process took a month. I really didn't understand a lot of it, but there was no problem with asking questions because they insist that you do that and they'd answer anything and call anytime. So, they were good for my first experience. Their reps were very friendly and very helpful. I was very comfortable working with Liberty.
The counselor that I talked with said, "Maybe you wanna check some other loan companies," because she said the rates are a bit different. I asked her what she'd recommend, she said, "I can't recommend anything, but I'm just saying maybe you overlooked some of the other companies and check the different rates and stuff." She was really helpful. She really wanted to be sure that I knew what I was really getting into and it's a lot of money. Hopefully, I can get that paid back. Also, there are some things in the terms of mortgage that I didn't understand. They allowed me $40,000, but I only got 19.
I called and said, "I needed some more money," and I was told no. I will have to put another application as I can't get anything for two and a half years. I didn't understand that because they said that my house was worth $79,000, and they gave me half of that. And they had $40,000 on the same application, but I only got 19 something. I hate to be paying interest on that money that I never got. I hope to pay just the 19. That's the only part I got, but it would be worth a callback on that.

Our experience with Liberty has been fantastic. We went for a reverse mortgage as money was dwindling and we didn't wanna lose the house. An advocate talked to us and then reviewed us both, making sure we were of sound mind and knew what we were doing. We went over the situation and then got an appraisal. Once that was in, they got it rolling. They ran into one little snag due to some paper that didn't get filed right for one of my refinances, but they got that cleared up. After that, it was just a matter of closing and everything went really great. I was able to get a hold of someone and if I had to leave a message, they got back with me right away. The fellow I spoke with was sincere and everybody at Liberty was helpful and informative all along the way. Obtaining the mortgage was a good experience. I first started talking to Ron, the rep, over a year before we did it. We talked again nine months later. I made the application out but then, we had to wait for interest rates to come down and the value of the house to go up and other things. The application was only a couple of minutes. It was over the phone and there were many questions to answer. Then I had to send him some proofs. It was underwritten four days later and everything was all set to go but we couldn't swing it because it wasn't gonna work out right with the value of the home and everything else. So, we had to put it on hold for four months.
We were able to renew the application quickly and went ahead and did it. It took a long time, time-wise, but it was the market and what was going on in the market but outside of that, the process was smooth. Then, when he sent out the notaries to the house for us to sign papers, it went nicely. The rates and the terms of the mortgage were very good and it was very competitive. Liberty’s reps gave me a really good service, answered all my questions, transitioned with the application and the underwriting and the notarizing and signing documents. Everything went great.

We went back and forth for about a month and she was patient and knew everything. So, I loved working with her. The rest of it went fine once it got over to processing. It was just a little bit slower than I had expected and it’s my understanding that on reverse mortgages, they have to do more than any regular escrow. Altogether, the process took two months. The rep was lovely and she never bothered me. She never tried to push me and I felt really comfortable working with her. She deserves a raise or a promotion. The reverse mortgage worked out well.

The application process with Liberty has been standardized. So, we went ahead and discussed what we were thinking about, and then we did it. It took five months from start to finish. We had a good piece of acreage and we pulled some of it out to go with the house, and that took extra month or so. Then, they decided that we needed flood insurance so, we had to have an elevation run and get flood insurance, which took an extra month. Still, the rates and terms were good.

My husband has AFib in his heart and COPD so he's not in great health. I thought that I might need financial help going forward as far as getting help for him. I felt too that there was a need for maybe some extra money. We were also helping his daughter's husband to go back to school and get a more advanced degree. We availed of Liberty's program and it was a nightmare. If I had to do it again, it would not have been with Liberty. They dragged things out. They told us it would be about six weeks to closing but it was closer to four months. We would have been better off if we dealt with somebody else to start with, but once you got committed and you've done all this paperwork, you don't want to have to start again.
My husband, Don, was married before. Before his wife died, she wanted to make sure that her half of the house went to their daughter because they only had one child. They put the house in a trust - half in her name and half in Don's name. When the loan process started, I asked Liberty if we needed to get the trust dissolved because it would have been a very easy matter. But they kept telling us to wait until it gets to their attorney's office. They would tell us if the dissolution needed to be done. They kept telling us it would be six weeks. It got to their lawyer's office around week five. The trust needed to be dissolved and we needed copies of things that Don and I had no earthly idea what they were or where they were. It took me all kinds of research day after day to find the copies that they needed.
They needed the total trust agreement which was 10 or 12 pages long and Don had no copy of that. His lawyer's office said they had no copy of it. It was just horrific. If Liberty had just let me at the very beginning go ahead and dissolve the trust then we wouldn't have hit that major snag because both Don and his sister-in-law were both willing to sign the power of attorney on the trust to dissolve it. We could have done it quite easily then. Once it got to the Liberty lawyer's office, they made a whole another deal out of it.
Another thing is Liberty needs some trained customer service as they are lacking some. I was trying to explain to the first woman who asked me about the trust agreement and she said, "What on earth was the woman thinking?" like I had a direct line to a dead person that I had never met. She was quite rude about it. Also, at closing, Liberty told us that when the attorney came to sign the last papers, we would be given a check that night. But they didn't give a check. When the check was wired, it was wired in the wrong name and we had to straighten that out. It took forever. Everything was a struggle with Liberty.

I started out with a reverse mortgage in Florida and my loan was transferred to PHH. I called to see if I could get another reverse mortgage because I was planning on leaving Florida and coming back to Las Vegas. I talked to a gentleman named Eric who was absolutely wonderful and kept in contact with me, as he said he would, until my decision was made. He walked me through entire process. He was wonderful from my first phone call, which was a year ago, and him following up with me in January, like he said he would. He was there from the sale of my house in Florida and gave me encouragement that things would work out. It took me 79 houses in Vegas to find a house, which that was stressful in itself.
The process was pretty easy until the end. But the closing was not fun. They sent someone to the house to sign all the papers in the beginning, and that went very smooth. And then, I met somebody to sign the final papers. The notary that was there to see me sign the papers and go through them all skipped two papers. I couldn’t close because I had to sign those two papers. That guy didn’t do his job. I told Eric they definitely don’t need to pay him. We were supposed to close on 9/11 and the paperwork wasn’t in order. We had to get an extension and we closed on 9/13.
It was not an easy closing. It had nothing to do with Eric. It had to do with the mortgage company that was chosen by my real estate agent. Liberty had one way of doing things, and the mortgage company said that they had another way of doing things for the closing, and the two needed to meet in the middle to figure out how they were gonna do it. According to the mortgage company, Liberty was back in the dark ages and didn’t do the same program they did. It was back-and-forth, and I shouldn’t have been involved in any of it.
The mortgage company kept calling me and then Liberty kept calling me, and I was in the middle of it. The loan officer tried to explain to me that Liberty was doing things in an old way. None of that was my business. It turned into a nightmare at the end. And unfortunately, the real estate agent that sold me the house was a very good friend, and through the process of all of this, our friendship became very damaged. It turned into a large argument. It was very ugly and I’ve been sad over it, but things happen in life.
I don’t blame Eric. I don’t blame anybody. It just was what it was. It was a struggle. Eric was very kind in following up with me and very upset that it worked out the way it did. But in the end, it wound up being to my benefit because I got a variable interest rate, and the day that we closed was the lowest the interest rate was all summer, which gave me $1,000 more in my pocket, which really helped with my move-in expenses. I would recommend Liberty wholeheartedly to anyone. It just was not an easy process at the end, and it was not Liberty’s fault.

Liberty was something I saw on television. I called the 1-800 number and they took the information, and they seemed to be aboveboard in everything so we went ahead and got the reverse mortgage with them. Everything was exactly what they said it was gonna be. We had a gentleman out here that lives in Culpeper and we signed the document and turned them back in. They requested different things from us and I was able to fax them to them and it went along smoothly. There were no surprises, no big delays, nothing unexpected came up, so it was a pleasurable experience. It took a while, but normally those things do. We have no regrets about doing it.
I had started out this year with pancreatitis and heart problems so I had to give up my business that I've had here for six years because I could no longer do it. We got so far behind in our bills that that was the only solution to it. My wife and I are both on Social Security and now, we have about $1,000 left over at the end of the month. We have no phone calls and nobody hounding us for money. I've seen a lot of doctors and I've been in the hospital several times, and all those bills are now paid so we're totally out of debt, other than the few monthly bills that we have. I have a 7.5-kilowatt solar panel powering all my property which set my electric bill down between 60% and 70%. I drive a hybrid car and I can get 50 miles to the gallon, and I can get 50 to 60 in town and 60 to 70 on the open road. It's much better now.

It was a good experience with Liberty. We turned 62 and we learned a lot about the process of financing and FHA requirements. In obtaining the reverse mortgage with Liberty, we had to get our personal finances organized. And then we have our other property. So, we had spent quite a bit of time organizing our properties and our income. And that was the more complicated part of putting the whole picture together of our whole financial projects. But they were very pleasant and informative. They were well-informed about the process, and they kept us comfortable going through each step when he was mentoring. We just felt good about the way they engaged us in a timely way, and kept us abreast of each stage that we were in.
The process went fairly well. ‘Cause we had attempted to finance before through another agency and they were a little more cumbersome. We got the information late and verification that we didn’t qualify. And so the process was drawn out. And we weren’t kept as informed as we would’ve liked to have been about the whole process of whether we have things that we were lacking in the financial package, and then some of the things that qualified us and didn’t qualify us before. But this time, it seemed everything was in line, and that’s partly because we knew more about the process. As we were going through, we were knowledgeable about each stage that we were in and what we actually need to have - the paperwork and verification. They communicated well with us. We got through it.

It took me a while to do my back porch which I had to redo, buy after that, it went smooth. With the inspections, they came out in a timely manner and everything was good. I wasn’t in a hurry to start with, so I wasn’t pressured for time. I worked with three reps and they were very good. The rates could’ve been better, but that’s just something you have to live with.

Because of my mother's age and financial situation, we chose to put her into a reverse mortgage. Her equity is substantial enough that it would support her for many years. The application process went well. However, the interview from HUD was a nightmare. My mother, who's 85 years old, called for the HUD interview. It was a local phone number in Oakland. Because she was not satisfied with that, she went to the building in Oakland. She got up in there, walked into an office where there was one girl and nobody else. The girl handed her a packet to fill out off which has around 15 pages. My mother started to fill it out and broke down crying for 20 minutes, trying to figure out how to get through it and with how much information they needed. However, the girl wouldn’t come around the counter to help her. There was no help to be offered.
Eric, from Liberty, had went through that form with us already. And then, the information came, which I expected. But she had to re-fill-out the form for two hours. So, the girl took in the information and sent it to Orlando, Florida, where the interviewer, Omar, called my mother from Orlando. He’s an Indian man with a deep Indian accent. My mother didn’t understand his accent which muddled the whole thing. It made things more difficult. So then he won’t sign off on the interview because he didn't have all the information on the packet. He again went through exactly the same information that Eric and the packet went over.
She was ready to pull the plug and just walk away. She was really frustrated with the amount of paperwork that was involved. We took it smaller bites which had made the process last longer. But it was the only way we could get her through it. Other than that, Eric and his team of ladies were awesome, compassionate, understanding, and patient. Overall, they did a great job.

I had a second equity loan with Bank of America. I understand when the loan gets low and mortgage companies are not making a lot of money, they sell it. So, Bank of America sold it to Selene Finance, and it wasn't within a year when Selene started collecting the whole payoff because they said it had matured. I pull them up on the Better Business report and I didn't like what I saw. A friend of mine that lives in the same neighborhood as I am had taken out a second mortgage loan. She said, "Well, have you ever thought about that because I'm sure you've got equity in your home." I had seen the ads on TV but never thought about it much. But I thought, "Well, I'll pursue that."
When I first initiated the call to Liberty, the guy that I dealt with explained about everything and sent me a packet overnight with all the Q&As in there. I proceeded, and I could not have been more pleased. They sent people out to my home. I did not have to go anywhere, they explained everything in detail, and we had conference calls. And at my age, which is 75, I think this was a good option for me. I got a nice home and I would like to stay here as long as I can. I didn't go in there wanting a lot of money. I just wanted to retire that home equity loan with Selene, which they did immediately, and get out from underneath that. But the money is available should I need it for some type of emergency or something throughout my lifetime. So, I think it's a good thing. I've heard pros and cons about reverse mortgages, but for me so far, it's been wonderful and the Liberty people were great.
With Liberty, they had to do this appraisal and those kinds of things that they have to do. But from the initial point of contact to closing, it was approximately three weeks. I felt very comfortable working with the loan officer. In fact, I've called him since then to ask a couple of questions and he's still available to me. I'm perfectly happy. I would recommend Liberty to someone else.

I saw an article in the Google News about reverse mortgages, and Liberty was one of the top-rated companies. I went online, and there was this little questionnaire thing to see if you qualified. So, I filled the numbers in, and we didn’t qualify because their numbers didn’t go high enough. But immediately, when I exited out, the phone rang, and it was somebody there from Liberty. And they said, “Why don’t we just go through the process? There’s nothing involved. Go ahead and try the application. You’re not obligated.” So, I said, “What the heck?” And he came back within an hour, and he said, “You do qualify. And you know, if you wanna go forward, we can do this with no money involved.” It was very, very easy, fast and non-risk.
The application and underwriting process took 120 days and it went as good as it could. There was a lot of questions. We had a very large value property, so the bigger the property, the more careful they are. They look under every stone and they verify. They’re very careful making sure that they look at every question. They wanna make sure that you’re not gonna rent it, and that you aren’t gonna sell it, and they took your credit. They wanna make sure that you’re not gonna try to turn it into a business proposition. Some people try to get reverse loan, and then they’ll rent their house out, and go live somewhere else, and use it as like money to make a business. Liberty wanna make sure you don’t do that. And they’re right. This is to help you stay in your home.
We thought the final interest rates was kinda high though. The rates dropped all summer and we got locked in earlier. We got 6.75, and the average mortgage right now is in the 3s, so we’re doubled. We were quoted, when we applied, that the rate would be 6.75, but that was four months before we closed. I figured during that time, as they came down, that they would lower the rate to us, but they didn’t. They stuck with the initial quote. And so, we’re a little disappointed in that. But in the end, it did close nicely, and we got a nice chunk of our equity, like they promised. I’ve heard some people, when they write reviews about these companies, they get promised one lump sum, and then in the end, it’s a lot smaller.
And Liberty was very efficient. They’re not the first company I worked with. I worked with AAG last year trying to do the same thing, and this was a completely different experience. As I progressed through the application process, I always dealt directly with the department I was dealing with. Some people complain that they’re always dealing with a new person, but the information you’re getting isn’t getting transmitted from one person to another. You’re dealing with the person who has the issue or the question. You’re not dealing with this one agent that receives information from some other department and has to relay it to you. There wasn’t a lot of relaying going.
As we went through each department, I had a different loan officer. That was good because I dealt directly with applications, directly with the people involved with appraisal, directly with underwriting. In each department, I had a contact person. And when I reached out to them with a phone call and email, I got an answer very quickly. Also, they kept me up-to-date on progress, which was nice. I feel very comfortable working with Liberty. They seemed very competent in what they were doing.

But other than that, all of my questions were always returned same day or within 24 hours, and sometimes within minutes. Their reps were very friendly and were always there, especially Margaret. I went to do a reverse mortgage a few years back and I had a very, very bad experience and just dropped the whole thing. Ever since I did that, I would occasionally get emails, because they know you're doing it. I saw something online and I was thinking about doing a reverse mortgage again, and I wasn't gonna use the original company. I went with Liberty and they sent somebody right to my house. They made everything as easy as pie. Even the closing, when they came to close, they sent them right to my house. I never had to leave my house to do any of the stuff.
Janice, the woman who I originally talked to, the person from the beginning to the end until it closed, was absolutely fantastic. She was there with me every step of the way. She gave out her cellphone number so I could call her at 6:30 in the morning. She was not even at work yet and she answered her phone. I don't think I've worked with anybody at any kind of mortgage company who was as good and helpful as her. Right after I started this procedure, I started having all these problems too. I had to have a surgery, and then I was in the emergency room. And so, I had to cancel a couple of times and there was never any problem. The whole thing could have been horrendous and Liberty Home just made it nice.

My house payment and everything went up and so, I had $50 a month to live on, and that's not counting gas or groceries. I heard about Liberty and people told me they were good and so, we tried them, and they've done excellent. They were right there when they explained everything to me. If I would tell them I don't understand, then they would stop and explain it to me in my language. I'm old school and they explained it to me really well. And then, they kept me informed on everything. I was impressed. If they keep up what they're doing now, they're gonna have a lot of business. Their rates and terms are number one. At least I'm living and I can go do things now and don't have to worry. I had to buy tires for my little pickup and I couldn't do that before, but now I can.

I chose a reverse mortgage so it could help me eliminate a high equity loan, and that cut down by $900 a month. It also set me free to start doing some other things around my house, improvements, which I have already started doing. I felt comfortable enough to go all the way to the end with Liberty's rep. Liberty granted the equity loan, from my credit union, and I paid it monthly. Direct withdrawal.
When Liberty asked for all this information, I sent every bit of it on paper. Then they asked me for it again. I told them, “Well, I’ve already sent it to you.” “Well, no. We don’t have it.” I said, “Hell, I sent every damn bit of it, right there on the paper.” That was annoying. They were asking me about some loans that I had with my credit union. I sent them my statement that I get from the credit union monthly and that has every bit of the information. It tells what the loan is for, how much, what interest rate, how much has been paid, anything back, everything right there. But they couldn’t find it. It was irritating. As it turns out, eventually, they found it and we finally got through all that. They came back at me six times on those two loans and it was right there all the time.

Reverse mortgage is something that had been in the back of my mind for a number of years, then I looked into it before and nothing came of it. I called AAG first, and I didn't like their plan. And then I spoke to the guy from Liberty and he seemed very knowledgeable and he had worked for AAG previously. We kind of clicked and he gave the right answers and to all of my questions, and that was why we went ahead and get it. His name was Joseph and I really like him a lot.
Because I had looked into it before, I was a little bit familiar with the process. And the way Joseph was explaining it to me, I said it sounded exactly like my HELOC home equity loan that I used to have except that I don't have to pay it off until I die or sell the house, if I don't want to. And he said that was a good way to think about it. They gave me a phone number to call. He told me he was gonna pass me off to his assistant several times. But when I didn't get a prompt response from that, I would text him to tell him that I was waiting for a response and he got back to me like within a day. I feel very comfortable working with him.
The underwriting procedure was a little bit -- I don't know. They were asking me redundant information, like they were saying that I needed to make $200 a month more than I did, and I thought if I made $200 a month more, I wouldn't need their loan. But it all worked out in the end. The process took six weeks altogether from the first phone call 'til the payment was received. It was fairly fast. The application process was easy. I just have a lot of paperwork things to sit through, like my house is owned by my living trust and that kind of thing.

There was a time when I needed some money and I didn't want to do a regular mortgage. My septic field had collapsed and I needed a new one. I liked the numbers better with Liberty Home as opposed to AAG and decided to go with them. The application process was pretty easy and my loan officer, Richard, was the best. He got things done so easily compared to other people I was working with. The rep under him, Ashley, wasn't too swift so I would talk to Richard and he takes care of what I needed.
Everything was going fine until we had the appraisal and they wanted me to have the septic field fixed before the appraisal would be accepted. We also had a survey but then a piece of the property was sold and the survey was no good anymore and I had to get a new one. So, instead of taking only a month like Richard promised me, it took three months. Still, everything else has been okay. Currently, Richard still is working with me on and off when I can’t get ahold of anybody else. Now, I’m having a little problem getting the monthly installments coming to me but then Richard has been great with that.

I research everything and Liberty was the first one that I came to and I liked what they had to say. The application process was fine. They sent me paperwork, they explained everything to me, I took the course that I had to take and everything was done in a timely manner. It didn’t take long because I own my house outright, so there was no dealing with a mortgage company. The rep gave me his phone number, and he told me to call him if I thought of any more questions. I did, and he answered them.
The only thing I got a grief about Liberty is that within two weeks of me signing the final papers, I found out that it was sold to another mortgage company. It affected me because it happened so fast. I did not take any money in closing, and I don’t know whether I’m going to have to take any money or not. I wanted it as emergency money, and they sent me the paperwork so I could register and tell where I wanted this money to go. The next day I found out they sent it to another mortgage company. I’m now waiting on paperwork from them to be able to have that same ability to be able to get a hold of some of the money if I need to. Overall working with Liberty saved a problem that I was concerned about. I have money, but I wanted to do some renovations on my home and have backup money if it was necessary, and that’s what they did for me.

I was looking to get some value out of my home and have access to money for medical stuff if something happened so I went for a reverse mortgage. I went online and talked to Christine from Liberty. I liked her and the service that she offered. However, the process was kind of a pain. They wanted a lot of stuff. It seemed like I’d get everything I thought turned in that they needed then they needed something else. There was lot of paperwork and I was dealing with somebody that isn’t even in the state. They had to get people to come and do all of the paperwork. I also had to have a notary there. So, that was kind of a hassle and the process took probably two and a half months to complete.
It would be nice if Liberty could have it so that they were sure that you got everything kind of the first time instead of two or three times. They kept coming back and would say they needed something right then. I guess that’s part of dealing with somebody that’s not in state or sending stuff. Maybe they were not getting it. It was back and forth. They were actually good and I had direct contact numbers, but it seemed like sometimes, it was hard to get hold of somebody to either ask a question or find out where I was at in the process. But I was happy with what we got. Maybe I could’ve found something better, but I was happy with those guys. I’d recommend them.

When we did the reverse mortgage, we had some issues and she got me through it alone. But they held it in escrows and I didn't get any money. Mae told me to work on my credit for two years and she would call me back or I could contact her. When I contacted her, she said that she was just starting up with the company she used to work with. She got a hold of me when she was done with training and I went with Liberty. It’s my second time to get a reverse mortgage so I knew what to expect but Mae got through it pretty fast, except we had a problem with getting a buyout from RMF. That was holding it up so I had to call RMF and told them that they had to get it over to Liberty. They said they did but I told them to send it again. Then, we were able to close.
I don't have the most fantastic credit but Liberty’s rate is okay and it’s a little lower than what I was paying. Working with Liberty has made my life easier with no house payment. I'm driving a new truck now and I have appliances that works great, and it looks beautiful. I’m also getting a new landscape and my grandson is gonna do it for me. It would be nice to take care of a few things right away that I’ve been wanting to do as well as to have a line of equity that grows so that when I’m older, if I need to hire help, I have it to draw on. So, I decided to go for a reverse mortgage. Eric, the representative from Liberty who called me back after I inquired, was so good. He answered all my questions and he was responsive. I had good communication with him plus, I was impressed with his caring attitude. I felt like he wanted to do the best he could for me. The application process was lengthy but it wasn’t too bad. After it left Eric’s hands, it moved into the process where you're going through the appraisal of the property and you’re going to closing, and I felt like it got really bogged down and it was difficult. It seemed like there was always one more piece of paper they needed. The person who was handling it, perhaps really wasn't as good at her job as she should've been.
We started in April, and we didn't close until it was close to the end of July. The part after you’ve been approved could have been a little more organized. They could have given a list of all the paperwork they were gonna need and a sequence of what was going to happen next as well as a better idea about how long this was gonna take. Someone could have told me that during the appraisal process, it might have been helpful to already have the smoke detectors installed. It never dawned on me and I wasn't thinking about that. So, the appraiser had to come back after that to verify that it was installed. It’s just one more step that could’ve gone a little more smoothly.
I did not feel comfortable through the process but the guidance I received from Eric was excellent and even getting down towards the closing, he tried to step in and help. He even stayed after work one day, in case he had to hand carry papers off to the title company, which was for something that the other person dropped the ball on. I’m not satisfied with Liberty and it was a trying experience but I’m glad I did the reverse mortgage. I would still recommend that to other people.

I switched from AAG to Liberty as it was offering $9,000 more. The application process was pretty good. Mike was my loan rep and he was very good. The only thing was I had some trouble with was one room in my house. I used to be in construction myself and I worked on a lot of high-end homes. One of the designs is kind of a Spanish one where a tile is put behind and it looks like a brick. It looks like they're plastered on the wall. It looks really good and I did one of my bedrooms in that.
But I was told that according to the picture, it looked like the plaster was falling off. To Liberty, it seemed like my home was structurally unsound. This was even after they had an appraiser come out and I showed him. He just took pictures of it and send it in. He never said anything. I've gotten a lot of compliments on the room but Liberty didn't understand what it looked like. They gave me a hard time. I almost switched and went with someone else.
They wanted me to pay for another appraiser to come look at it which would cost around $400. If Liberty wanted a second appraiser to come out, they should pay for it. Finally, they agreed to pay half which I still thought was kind of ridiculous. I spent half a day taking pictures then I did all the prints and sent that to them. But they still wanted another appraisal company. But I didn't wanna start over from scratch again and go to somebody else, so I agreed with them to pay half.
The second appraiser specifically targeted the particular room. Plus, he also looked at my heating. It is a heating unit but it's a fireplace and it draws in outside air. It’s propane and it heats my entire house except for my two bedrooms. But if you leave the doors open, it heats them. I also have an alternative heat source which is an electric baseboard. It's just great. He checked all that out and signed off everything as a good system. After that, everything went smoothly. Three weeks later, everything was done.
But I had one recent problem. They held back $1,600 for my downstairs bathroom. It wasn't quite done when we started with this. But they insisted on a contractor even though I've done this work all my life and I've worked on high-end homes. I was putting in my own shower, doing the tile, redoing everything, and changing up doors. But they wanted a contractor’s bid on what it would take to finish it from where I was at. A guy come out and he gave a bid. It would take a little over $1,000 to finish because all that was left was a little bit of tile work of the sliding glass door. I put in a very expensive door worth $700 and a vanity. Liberty was not comfortable with the homeowner doing it and they want a contractor. That would be crazy though because I could save so much money by doing it myself. The guy who came filled one out on his letterhead paper and I sent it to Liberty.
Liberty decided that that 1,000 wasn't enough so they withheld $1,643. They arbitrarily decided $1,643. I'm gonna call them today because the place is totally ready for them to come out and inspect again. With the inspection, I was told that it’s gonna cost me approximately $50 for them to come out. I am upset about having to pay them $50 to do it. Why not pay $25 and let them pay $25? But it's all done now and I'll get my 1,600. I'm gonna put something on the backside of my house this fall and I hope Liberty doesn't expect me to get a contractor for everything because I'm not about to do it because it would triple the cost. All I need to do is pay for materials and I can do it all myself.

I wanted to do a reverse mortgage for cushion and I went with Liberty because their loan officer was knowledgeable. It took me a long time to make up my mind and he stayed with me in a professional reminder kind of way. He wasn't pushy, just frequently contacted me, and his presentation was informative. He hung out with me for two years but the actual application process was very fast. And any delays that were experienced were mine. We started and I went away for 10 days. But the company and the loan officer were very fast. The rates they gave me were good, too.

The application process wasn't bad except that you had to sign 6,000 papers, and it wasn't all done in one sitting. But the reps were helpful and explained everything. We got the reverse mortgage to fix our house up, and with the money, we're getting more done now in our house.

When we called Liberty, the agent was very knowledgeable. He was very surprised that we knew as much as we did, but he answered all of our questions. And that’s the reason we went with him. The process went very easy, and very fast without hiccups. We were surprised at how easy the whole process was. We would recommend them. I lost my job in March, so not paying a house payment has made our life a whole lot easier. We withdrew some money when we closed, and we made a request for some more money right now that we’re expecting. It also made it easier for us to do a few home improvements that we needed to do, and we couldn’t have done that without doing this process.
Great feedback, Cherri! We genuinely appreciate it and we’re glad to hear that you’re happy with your experience working with Liberty.

The application process to get a reverse mortgage with Liberty was typically laborious but it was in a reasonable timeframe. They were readily available during the process. Everybody was very responsive to us. The first person that contacted me followed up very quickly, and he facilitated the process. We had a bit of a slow down for a while there, but that was due to a need for a piece of paperwork from my previous lien holder. The rate was something right along the lines of what I expected. We got all the money out of it, and that's really nice because we don't need to worry about things like med bills. We got some money there, so if one gets sick, we can address it.

I got tired of getting loans for every little thing I needed to do. If I wanted a loan, I kept having to get a new one and it’s a lot of paperwork. I’m looking at my reverse mortgage as a loan that’s sitting there, waiting for me to take more if I need it. Also, I’m looking at it as a loan, not as giving somebody my house at the end of my life. I plan on repaying and in the meantime, I’ve got life insurance that will pay for it.
The application process with Liberty was not easy at all. They wanted my last two years of taxes and in my case, those were '16 and '17 because I hadn't filed '18 yet. It was early in the year. But because I own my house outright, I didn't have insurance on it and the insurance process was a nightmare. There were house inspections for the insurance and the guy came in and said I had to fix this and that. I got everything finished but this one project was very time-consuming and expensive. It was hard to find somebody who would do it. But I got through it and had the guy come back and check off on everything that he said we needed to do.
But by then, Liberty was wanting my 2018 tax. So I had to go to my tax guy and put all my taxes together. I had to do that anyway but I wasn’t planning on doing it right then because I had already filed for an extension. But they were adjusting the extension so I had to go ahead and do my taxes without being prepared. So that was time-consuming. On top of that, I owned three properties and they wanted information on all three properties, like what I do with them and where my income is. And my life is complex. It took a lot of time. It seemed like forever but it was probably two months to get through and do all that.
It would have been better if they were all on the same page or if I was just dealing with one person. I was dealing with the intake person first then it went to another level. But she went on vacation so I was not dealing with her for a little while. Then it got transferred to somebody else. It’s not a one-person process and it seemed like every time they passed the paperwork to the next person, something was missing and I had to find it and put it together again. I had never jumped through so many hoops in my life. It seemed like every time I got one thing done, they wanted something else. So I found it to be really difficult. I’m hoping that it’s gonna be worth it in the end though, and I think it is a good deal. It works for me.

Though the process took the least amount of time, one of the processors could’ve been in the office a little more frequently. I think she was going through some difficulty in her life so she wasn’t in the office. Many times, I could not get through to her. Still, when I could, she was able to address all of my questions and concerns. Their rates and terms were acceptable, but I thought I should’ve been able to get more money out and was wondering why it was just 53%

I saw Liberty online and they appeared adequate. Then I talked to their salespeople and I was impressed with them. They've got some outstanding salespeople. Everybody I talked to was adequate and the loan officers were friendly. But I had no idea that the process was going to be as involved as it was. I can appreciate that when you're dealing with mostly old people, you gotta go through a lot of hoops. But nobody laid it out and told me what I would need to do. I wasn't given a two-page thing on everything that needs to be done. I was hearing advertisements on TV that you can do this in as much as 10 days. As I was getting through it particularly after the first month, I was thinking, "Okay, this thing ought to be over in a few days." But it just dragged on and on. It took me two months.
The process was way too long. In fact, if somebody had told me when I went into this thing that I was not gonna get any money for at least two months, I wouldn't have done it. When I was pretty well through the thing, I didn't get much of an idea of when the money was gonna be coming in. I know these folks. They gotta dot a lot if i's and cross a lot of t's. I was not necessarily in a panic but I was anxious to get the money because I had some bills to pay. When I went into it, I thought all would be resolved in two or three weeks.
They gave me assistance but it was kinda one at a time. Instead of saying what I was going to need to do in the next three or four weeks, they would say what I needed to do right then. So I'd do that and think that's gonna get it done. But then something else would come up in the damn paperwork. I've been practicing law for 60 years and I was dealing with the government then. But the problems I've had with IRS didn't approach the paperwork that I had to go sit with Liberty to do. I'm sitting here in my desk looking at a three-inch file that I had accumulated to get that money, and a three-inch file seems to be very extensive. The process could have been improved if Liberty had laid things out to me initially in relatively short forms.
Liberty also kinda aggravated me. The actual implementation of getting the money into my account was totally unsatisfactory as well. When I came to actually get the money, they kinda dragged their feet when they came to tell me when they were depositing the money into my account. I had to call the bank several times to see if the money had gotten there. The initial deposit was $100,000 and it took several days beyond when they said it was gonna be. Then when the $100,000 ran out, I tried to get another $50,000. But here I am, almost three months into the deal, and I don't know where they put the last amount in my account.
Their communication with me after the deal was closed has been totally unsatisfactory as well. I tried to get them online and I couldn't do it. I tried to get them on the phone and I couldn't do it either. The rate was also average but I knew what rate it was gonna be when I signed my final documents so I walked into it. So I can't complain about it.

However, I didn’t know my loan was gonna be sold 10 days after it was finalized. I needed to call to find out a few things. With my age and my husband’s age, we’re not qualified and we would have to pay over 300 and something a month. I dealt with Liberty before, and I never really had a problem. The only problem that I did have was when they sold the mortgage to Ocwen. I was having a problem with Ocwen.
The loan officer, Steve, was very nice. He said, "Sheila, I'm there for you all, to work for you all," and he's very considerate to know that we wanted to get the money to take a little vacation. The application process was long but everything seemed to work okay. I really liked that they stayed with me all the time and kept me informed of everything that was going on.
There were a lot of different organizations involved and I had a little trouble with getting the house approved by FHA. That cost me some extra money, but it had to be done, and the application and underwriting were completed in about three months. Aside from Liz, I also worked with a lady in Florida who works out of her home from her computer. I had their numbers and if I couldn’t reach one of them, there was an alternate that I could call, but I never really had to. In the end, I got the money that I needed and it paid off a motor home. Now that is free and clear. And that money is going back into my pocket. So, I took the first year all at once.

I needed a lot of work done on my house and I didn't have the funds readily available. My house was paid for and there was no mortgage so a reverse mortgage seemed like a logical way to go. I shopped around and I liked Liz, the agent from Liberty. I liked the things that she said when I talked to her. But the process took four months. The application process was extremely long, detailed and difficult. The ads on TV are very misleading. They don't make it sound like it's gonna be any big deal at all. Everybody was real helpful but even though I liked Liz a lot, she should've been a little more forthcoming with me to let me know, A, how long it was gonna take and B, all of the things that were going to be required.
Liz told me some of the stuff but I didn't know that it's now required that there be two appraisals. I live in a very rural area, two hours from any big city, so it was difficult to find people to do those things. That was one of the problems. There weren't people on Liberty's list to come do some of those things. Nothing was explained to me about the repair holdback either. My exterior house needed painting and that was one of the things. They came out and said they were gonna have to hold back money for the painting. But I had said right from the outset that the repair was why I wanted the money. So why didn't somebody tell me that I was gonna have to do those repairs in order to get some of that back? There were also things like not having any smoke alarms and having to put those in and then having it reinspected. I also wasn't told about having to have the HUD counseling. There was just a lot of things.
There were many times along the way that I almost called Liberty and said, "Forget it." A lot of it is because of government being involved and their requirements. But if everyone had been more forthcoming at the beginning to let me know what all was involved, I probably wouldn't have been as upset through the process as I was. It seemed like every time I turned around, there was something else. That would be my biggest takeaway from the whole thing. The agents who talk to the people in the initial sessions need to really spell out all that is involved. Then as far as the rate and the terms, I would like it to be a fixed rate but it isn't. But when you need the money like I do to get this work done, then you would more or less accept it. Besides, all of that sounds pretty much what I expected.

I just let it go for a while and I figured I’d try to look again. I found Liberty and went on in there, applied and got some information. I spoke with a gentleman by the name of Richard and was very informative. He had a lot of information to give me and he answered all my questions. I felt a little more comfortable going into the process. I had to send in copies of my W-2 forms, my social security, my bank statements, my income, and bills that I had that I wanted paid off. I had to send in property tax too. They took that, did the application, and it all came together.
The entire process took no more than six weeks because I had to be out of town on the 26th of last month and I wasn't back in town until the 10th of this month. They went through the motions and had everything set up, and I did my settlement before I left. I had the counseling done here at the house. The counselor was very informative too. He went over each and every page with me to make sure that I understood. Then I had the notary public. She came to the house and was very nice. She went over all the papers with me as well and I signed everything. So everything was just kinda falling in place. They were awesome people to work with. Everybody was really on-the-ball. They were very right on target with everything and there was no hesitation about anything. It was just an absolute joy to work with them and I could compare them to the other company that I was dealing with which was really a nightmare.
Liberty explained the rates to me which were all very understandable. I had bought and sold several rental properties so I had some knowledge as to where we were at as far as the rates went. The only question I had was I did not want an ARM but doing it through HUD, I had to have it. Once they explained it to me, it was perfectly understandable.

The title company was supposed to get it, and I have to go into some kind of website. We didn’t like to fight, but there was some anxiety about all of that. I felt I had to keep calling. She just kept calling to get more and more stuff. She said that they do a lot of stuff here in Colorado. So I think the main thing is that it just took so long. We have two huge binders of trust. I needed to get a reverse mortgage done. Basically, as long as I'm working, I’m doing okay, but what happens if I was to give up a job or have to quit, then I need that house paid for. I talked to a friend of mine that has done business with this particular guy which represents Liberty Home, CP. He told me about CP and recommended him. The application process moved pretty rapidly.
CP is the one that did most of the paperwork and got everything going and handed it in to California. We’ve had good communication. He’s not real hard to get ahold of. Sometimes, you just have to leave a message and hope that he’ll get back, but he usually does and he’ll explain why he didn’t. Other than that, the rates are better than what I thought. Everything is not completely finished at this point. I’m understanding that I'm supposed to receive a check from them and once I get that check and cash it, then it will be completed. The reverse mortgage has put me in a position where I could retire if I wanted to. I’m satisfied with my outcome and would recommend Liberty Home.

I chose a reverse mortgage because my home was paid for and I was able to get a large chunk of money. I did a little shopping around and I talked to a nice kid from Liberty. He did such a good job answering my questions. There was no double talk and he made everything very clear. The application process is good. It's HUD approved and it’s a real good deal. But you have to go through counseling. The little ladies are ripped off so they make sure that you know what you’re doing.
Liberty Home walked me through the process and explained how much money I would get this year and next year. They provided me with lots of documents online to see what charges I would be incurring. It was a good experience and I’d do it again, but it’s a one-time deal. I could’ve used a little less closing cost. That was a little much, but you gotta pay the piper.
The mortgage impacted my life very well. I’m able to get a few things fixed around. My mobility is getting a little limited. So little things, like a new toilet makes my quality of life much nicer. I’m more secured. I paid off a couple of bills that needed paying off desperately and I’ll be very comfortable living on my social security. A lot of people said, “Don’t do it. You’ll lose your house,” and I knew that wasn’t true. I wanted to have the cash and it was a great thing.

He had a radio announcer voice and he was very memorable. In the process of all of this, I have lost my social security card and so, that was the major hindrance to the whole application process. They had to send me some sort of form and I didn’t have a FAX available, so they sent me stuff overnight. I recommend reverse mortgages to everybody. I had a really positive experience with my mom.

I wanted a reverse mortgage and Liberty seemed more reasonable however, the application process and the closing were both very difficult. They could eliminate the number of documents that you have to sign. You don’t really need those documents and there should be a one-page explanation of the documents. We were there for two and a half hours and I got documents that I’d never seen before. There were 160 pages of documents and they weren’t stapled. The closer didn’t know how to deal with it. I’ve never seen a closing that was as badly handled. I’m a lawyer and it was very difficult to close this deal. I’ve closed bigger deals. Nevertheless, the people I dealt with seemed to be okay and the money got to me when I wanted it.

Terri, my sister-in-law, has very minimal income and she had quite a car debt that was too excessive for her to pay. So, we chose a reverse mortgage as part of the retirement plan for her to pay off those credit cards. There was a lot of document production that we had to do in the process with Liberty and an appraiser had to come out. There were a few things that didn't work out well, which were bothersome. The appraiser didn't show on the day she was supposed to, so we had to reschedule that. Then, on the day of the closing, the title company didn't give the closing agent the information, so he didn't show up that day and we also had to reschedule that.
The application process was very long. Liberty should allow electronic signing rather than having someone come out to the house like a DocuSign. But Richard, the rep, was very informative, nice and accommodating. He gave different options and explained the entire process very thoroughly. His caring attitude was impressive. Terri has an adjustable rate and the term is until she sells the house. However, it cost Terri $6,000 to close on this loan, so we're pretty much giving her house to the Liberty mortgage at some point, which is kind of sad, but she needed money to live on, so that's why we had to do it. Hopefully, working with Liberty will give Terri more financial freedom. If you really need money, Liberty is fine but if you don't, don't do it, because of the fees involved.

Liberty did a fine job and we closed everything with just a notary visiting me. In the beginning, I had a guy call me and he got me going. After that, I ended up calling various people in California, all different names and different telephone extensions. It wasn’t a major problem because they all answered the questions I needed and things continued to go around. But once they hooked you, it’s not really personal anymore since you are connected to a big office in California. In the middle of the process, I called a couple of other major refinancing people and they took all the figures and they got back to me and said there was no way that they could match it and they felt it was a good deal. So, apparently, Liberty beats the market.
Everyone showed up at my house on time. The only thing was that I had to pay for a consultation fee that the guy claimed they weren’t allowed to charge me for because I was below the poverty line. So, I didn’t have to pay for it. This is a type of scam which is so ridiculous. Liberty charged me the fee at the closing, and that’s money I borrowed from them. And then, they wrote a check and sent it to the counselor.
All in all, I would recommend Liberty. The terms are okay. You’re actually losing your house if you use the money. I have a line of credit, so I haven't taken a nickel yet. I may never take money from it. But it’s like 40% of the value of our house and in about 10 years, I have to pay back 400 times the value of our house. If I had borrowed that much money then maybe it’ll be something left for the kids. If not, so be it.

I had a super loan officer. I was impressed with Liz's attitude, knowledge and willingness to work with me to get me the best possible results for what I wanted. The process was very easy and although it took several months, that was due to me, not anything on the part of Liberty. We had a lot of health issues that intervened and my husband was in the hospital several times. The interest rate is higher than any other company that I had gotten quotes from. But because I intend to live in the house until I die, that was not much of a concern to me. All in all, it went great. Working with Liberty has made life more comfortable.

The whole team at Liberty went out of their way to assist me in every way they could, and I really appreciate it. I'm kinda handicapped and I didn't work for a good while. I had to take an early retirement from the company I worked with and my wife, who had a full-time job, died six years ago. It really made it tough on me. I got my kids over and we talked about it. The only way I know of is a reverse mortgage and that's what I've done. And I'm totally satisfied with what I've done and the people I dealt with.
There was a lot of paperwork but within a few weeks, it was all taken care of. We did most of it over the phone then Liberty sent somebody by and she had all these forms. I had to listen to her for two hours and sign this and that. Then they sent me a copy of everything back. It was a pleasant experience. Randy, the loan officer, also really went out his way to help me all he could. He also seemed to be a real nice gentleman. Then if you have any questions, the only thing you've got to do is pick the phone up and dial his number. He will answer the phone.

I didn’t plan on staying in this house forever but my daughter and my two grandsons live with me. They’ve always lived in this house and I don’t want them to have to move or be out of the school district. I wanted them to have stability. But the house needed some work done and being on a fixed income, I really couldn’t afford it. My options were pretty limited if I wanted to stay in this house but I felt good about the guidance I received from Liberty in making my reverse mortgage decision. I had also read comments in the Better Business Bureau from people that used Liberty and it sounded good to me. In fact, the person that I dealt with was Brian in Sacramento and I’m assuming this comment was about him. It talked about Brian in Sacramento as being very helpful. So I decided to go with Liberty. I would recommend them as well.
The process was quick and painless. I talked to Brian and told him about my needs. Then the counseling was through the HUD, which is required, and the person there was very helpful. My loan officer, Mary, also told me everything I needed to know and was very helpful. I was pretty confident when I signed the papers. They made certain that I understood what I was signing up for. There was no deception. They were very transparent about what was going on. I was very pleased and happy with it. Plus I could not believe it would close as early as it did. It took less than two months.

So far, my experience with Liberty has been really good. I needed reserved money in savings and also since we traded cars, I wanted to pay that loan down. I called Liberty and they set up an appointment. They were really helpful in the process of checking rates so I went with them. Everything was done by phone or they would send somebody out in person to get the necessary papers and documents signed. That made it really easy that way.
I was really impressed with our loan officer as she stayed in touch and kept me informed of what was going on. She lives in California and I live in Kansas. There is a little time difference but then I would call in the afternoon instead of the morning and she was always around when I needed her. The process took 60 days which went quicker than I thought. I was really happy and the reverse mortgage worked out well for us. For as long as I don't use too much of the money that's available, my reverse mortgage is a reasonable loan. There is money that's available but then until I actually withdraw, I'm not paying any interest on that money. Instead, Liberty is paying me interest it.

I talked to him several times and he would explain what it was, then he would email me in writing what we talked about. The appraisal also went well and the rates and terms of the mortgage I received were right up my alley. Working with Liberty has been really good. They worked well with me to close my loan. There were also a couple of other ladies that called me to let me know something was coming and that they needed something. Liberty seemed to know what they were doing and the lending process went well. We bought the house three years ago. It was a foreclosure and well under what market value would be. We planned that if we needed to, we'd do a reverse mortgage on it and we wanted to wait seven years but we ended up doing it after three years. Liberty was the third company I went to and they were the one that got the reverse mortgage closed.
The application process was fine but we had an issue with the appraisals. We had one already, but they didn't like that one. We ended up getting two more and they finally said they wanted the one in the middle. We're in the mountains where the houses are not cookie-cutter. Everything is different and hard to compare. The application and underwriting process took at least two months and Liberty was as good as anybody could be. They communicated pretty well. The whole process was extremely expensive and there was nothing that could be done with that, but we got a decent rate. Also, working with them has made making ends meet a little bit easier.

It’s long and arduous, and you gotta get a lot of information, me especially because of my name change. The guy that helped me made it pretty clear. Every question I had, we had an answer, and then we took care of it. I was very impressed. A notary showed up at my house three times, once for the application process and twice to finish. It was quick and easy compared to what I thought it was, because I know people can spend a lot of time applying for a house loan. I was surprised how much the closing costs were though. They were a lot more than I expected. But working with Liberty has taken me from going completely into debt to being able to live on the money that I make now.

My experience with Liberty has been excellent. We were really helped through the application process and everything by Mike. Then the pass-over from application to approval and putting it into motion took a while, but that was okay. I've gotten real good service requesting money from my account since then. So, I have nothing but positives to say.
He stood out and was very supportive. He was very reliable in the way he went about it. And it didn’t seem like he was selling. The others seemed like they were selling aggressively. I submitted an application. Then we went through some credit things, and I had a couple little debts that he could easily explain on the credit, and we got through that. And then we had an appraisal on our house, which was very satisfactory. Then we got it closed.
Mike helped us a lot with the application. The other people just gave it to us and said, “Fill that out.” He helped us a great deal and assisted us in filling out the application. There were steps that he would know and we didn’t have to do. Also, there were letters I had to write about my little credit debts. He crafted a draft letter and all that for us. The other people did not do that. They just kinda left us out there to do whatever we had to do. But Mike never oversold and it was like having a quiet friend doing this. We were quite satisfied. Getting this done was important. I'm 79 and my wife is 78. We'd like to stay in our house as long as we can. And this really solidified our financial plan for the rest of our lives. We've been relaxed about our future since this happened.

They did everything right. You had to have an appraisal and they told me when the guy was coming. He came and I got the appraisal then we had to go through the title and the rep knew everything that had to be done.
There was a lot paperwork. I was filling all the paperwork out and having them signed in front of a notary. You also gotta make sure you have insurance on the house and that's about it. The requirements were insurance on the house, how much money you got and if you could afford it. I took a mortgage that is shorter than normal so the rate is a little bit higher. My wife needed 6,000 for a cataract surgery, we needed 10,000 to fix the tubes, and re-concreting our porch around the house was gonna cost quite a bit. I didn't have enough to take care of all that and still have some money left. We're doing fine, but I didn't wanna spend the kind of money that was gonna take, use up my little savings, and be paying a note. We have a home that we paid for and I never had a note from day one. So, I decided to do a reverse mortgage because my three boys are all making good money and they don't need anything that we've got.
I was looking online and Liberty Home Equity Solutions wasn't in the top 10. But a lot of times I don't pay attention to that because that's swayed by who's making the thing. So, I looked down and I saw Liberty, and they seemed like an awfully good company so I decided to do the reverse mortgage with them. They were upfront with everything which was good because when I had a question, they answered it. A lot of people are against a reverse mortgage, but if you go to the bank and you want a hundred thousand, they're gonna make you a note for three to five years. The process of obtaining the reverse mortgage was easy and the lady rep helped me. Liberty called me back when they needed to and I called them when I had a question. They sent me all the paperwork and it was pretty plain.
Our experience with Liberty was great and simple. So far, everything worked just like they said it would. Then they called me and another lady rep got on and took over. She called every now and told me not to worry since the process took time. Liberty told me that it would be 22 days before I got the money. But I was not in a hurry because I've got a good income and it's just me and my wife, and I just waited for each thing to happen. I'm satisfied with the rate and terms of the reverse mortgage that I got. I don't pay anything and what I didn't want was a note. As it is, I don't have notes on anything except for credit cards. When we pass away, the home would be sold and the boys can take care of our land, pay off whoever has to be paid, and then they can split whatever is left.

The first time I talked with Liberty, there was a lady who was so friendly and just answered the most stupid of questions that I had to ask. She seemed so concerned about the problems I was having and she told me all the various ways that I would be able to solve them. I really appreciated all of her help. But it turned out that we didn’t qualify because we had gotten a loan within the past year. We have to wait a year. After just six months, they contacted me. The particular lady I talked to before was home sick and was off work for a long time. But her husband was working there too and he ended up helping me. The lady who originally helped me remembered everything about our conversations and me and my mom. It was just like talking to a family member.
The process was great. They led me through every step of the application. They called me every step of the way too. I nearly got writer's cramp from signing my name but other than that, it all flowed smoothly. They sent a notary to the house and they were helpful too. We started in January and it was all finished up by the end of February or the first week of March. During that period, you have to have a training and have to take a test. You have to have your house appraised too and all the various stuff.
Patrick was my loan rep and I liked his helpfulness and how he told me to feel free to ask him if I had any questions. I just called him up and asked him whatever question I had, and he was always really friendly and more than anxious to help any way he could. There was thoroughness too. He didn’t just say, "It's like this." He explained why it was this particular way and everything. I dealt with his secretary too and after towards the closing, there was an additional person that I directed everything to. All three were just fantastic. They would send me emails saying what they had, what I hadn’t sent and what I needed to send. I was probably a major pain to them but they didn’t care. They were super nice.
There was another company, AAI, and their guy called me nonstop just telling me what they were gonna do for us. He wanted us to use his people. And even when I was in the middle of dealing with Liberty, he wanted to take over. He said Liberty was not a good company, whereas both the husband and wife that I was dealing with at Liberty never said one bad thing about any other company or any other person which I really respected a lot.
Liberty got me some money that I desperately needed. They really worked with me on the rates and my mortgage terms. The guy at AAI was telling me that they couldn't give me a good a deal as Liberty so he sent me an offer and said that Liberty won't send me anything in writing but he would. And he did but so did Liberty. Liberty beat them big time. They got me twice as much money as AAI was offering.

We were faced with a huge debt lien and we didn’t have any way of getting out of it. We were given a do-or-die day. I immediately got on the computer to do research on reverse mortgages and Liberty was the first company to appear. My husband used to work with BoA. He's been in mortgage banking for 30 years so he knew the questions to ask. We called Liberty right away and when we talked to a representative, we were very much impressed with her. Our rep was very helpful and patient. She didn't pressure us. She told us it was ultimately our decision. She just gave us the good and bad with it. What worked for us was that I own my home outright so we were able to get the amount we needed to pay the taxes off.
The worst part would've been somebody trying to pressure us into the program but we found out they don’t really get a commission. They get credit for the loan, but not for the amount of the loan. It wasn’t like, "Hurry, hurry. You only have one more day…" Their rep was very upfront about how long it would take and what was gonna happen each time that they called. We had one situation where I had paid my property tax late by two weeks or so. I explained that situation to her and she said that they wanted to just show the underwriter that we acknowledge it and it won't happen again.
The process was just like getting an equity loan like the paperwork and the notary. Nothing came as a surprise. I had my husband helping out and we thought the process was very easy to go through. Liberty was very accommodating. The application and underwriting process took about 30 days from the time we made initial contact. Our rep got on it right away. We started the process, they did a credit check and they did a title search. We were very satisfied with the whole process although there was a little bit of a delay when we were supposed to have our money. We were up against the wall to get this thing funded so we could get the IRS paid for.
But our rep completely explained what was going on and what they were faced with. They had a flood of signing they had to do and ours was definitely gonna be funded by the next day which was probably about 12 hours later than we thought. She understood the whole tamale and everything. It was all well. She called us immediately when the loan funded and when it would record. She was very hands-on with us and was always very pleasant to talk to.
Our loan rep was Elizabeth and she always answered her phone. It never went into voicemail. We communicated via email too but rarely. She would get back to us and say she would get her assistant get back to me really quickly. It just went really smoothly and the process was made kinda easy. We had the underwriter come to the house to fill out the initial paperwork. And when it was closing, we met at our attorney's office and that underwriter was very patient because the attorney wanted to read pretty much all the documents. We wanted him to go over the trust and make sure how it affects the trust and all that. But it was a very pleasant experience. We were happy that we were able to get our situation taken care of. If anybody ever asks me, I would definitely recommend Liberty.

That was a surprise to me as I thought I'd be getting a little more than that or a third. But their reps were fine and the process took something around two months to complete. It wasn’t a hassle for us at all but we had to re-sign some stuff because the guy that they sent out to do the paperwork got things mixed up and I need to fill him in on what he needs first before he comes out. Other than that, the rates & terms of the mortgage are good and right now, the mortgage makes me more secured with what I’m doing.

I wanted to keep my house and live in it, which made me decide to get a reverse mortgage. Liberty seemed to be there when I needed them, but obtaining the mortgage seemed to be a really long process. It took about 10 months, but in the end, it was good. I tried hard to get my appraisal fee taken care of, but I still had to pay it off the top. The rate and terms I received were good though.
Thank you for providing candid feedback with Consumer Affairs. We would like to understand your experience with Liberty's overall loan process a little better. Someone from our team will be contacting you directly. We appreciate the opportunity to improve our customer service.

My grandmother was running out of money and she chose Liberty Home Equity Solutions to do a reverse mortgage as part of her retirement plan. I was the one that set it all up for her and the application process was fine. Liberty needed to let us know what they needed first before getting through the process and telling that they needing something else too. The loan officers that I worked were friendly. They kept up to date with me and they answered all my questions. The guidance that I received from them was excellent and my grandparents were okay with the rate and terms of the reverse mortgage that they ended up receiving.

I’ve been in my home and thought of getting some money from it. I took out a reverse mortgage from Liberty Home Equity Solutions Inc and it was a true clusterfuck. The young man that helped us was very efficient, but his hands were tied. He couldn’t do this and that. Liberty doesn't really help you. They just bait you and you don’t get as much money as you should get out of it. My house is worth a lot more than what they lent me on it. My house is a hell of a handsome home. I had an architect come in and we spent about 350,000 on it. Plus, I have eight acres in total. I’ve got two parts of the land and both are considered as one, but Liberty only considered the land with the house. They don’t give a damn what the house is worth. I live in it and maintain it. And I pay my taxes. I probably spend 15,000 a year.
The process took forever. It was a lot of baloney. There was an inch of paper to sign, each a few sheets and it was chaotic. This last time, a guy took five months to get me $5,000. What the hell is five grand? I spend that on taxes and maintenance in six months. Plus, I could walk into a bank and borrow 85,000. I was warned by so many people not to get involved with the program and that it sucked. But I thought that it couldn't be that bad. It was the government. But it was the worst thing I’ve ever seen. Liberty is run by the stooges. I should’ve known better than to get involved with a government loan business. I had so many friends tell me, “Don’t get involved with it,” and they were so right.

The lady from Liberty who did the initial call-up was really nice. She answered my questions and called me back when I wanted her to call me back. The application and underwriting process took around three months. I went to two closings, but I don’t know why I had to do that. The first lady I talked to turned me over to another lady and I thought that the second lady was short with me, but she called up and was nice after that. She came around so I was 90% satisfied.
It was great the way Liberty helped me close. They’ve hired somebody and that person came into my house, and she was great. Some of the processes confused me. I’m a senior citizen and maybe I didn’t understand stuff. There was a whole lot of material and there were like a hundred pages for me to go through. We went over every paper I had to sign and she gave me time to read, and she gave me all the time I wanted. She was here for almost two hours. She was excellent and was really nice. She assessed my home, but I was disappointed. The house would have been assessed for more, although it was not her fault.
I had some concerns and I could call the lady up, and she would call me back. She would calm down my fears. She already knew any doubts or anything I had and reaffirmed what the reverse mortgage was like and what it was about. Also, it was nice that I had to get to credit counseling. I called an organization called HOPE and I talked to a lady there who went to counseling with me, and she was excellent. We went through things that I could take advantage of and she said if I ever needed to talk, she was always open and always there for me. She made me feel good, that I had somebody on my side.

A reverse mortgage is the best solution to zeroing out credit card debt and I called the biggest company first but I didn’t like dealing with them on the phone. They would not give me answers to straight-up questions. So, I called Liberty Home Equity Solutions, Inc. and I got an answer. The application process was a little overbearing though and it took a long time. It was close to 60 days from when I started until the check was in the bank. Every time I turned around, they needed some other off-the-wall piece of paper but I got through it and the rate was close to what I expected.

We needed to pay off some bills so we chose a reverse mortgage. Liberty Home was the first lending provider that we called and what they offered sounded good so we went with them. Their application process was fair and the guidance we received from Liberty was fair. The people that we worked with were really trying to help us get the loan done and they worked very hard. We were impressed with how hard they tried to speed the process up for us. We felt comfortable working with our loan officer. She answered everything that we asked her.
But the process of obtaining the reverse mortgage was too long and we had to go through a bunch of hoops. It turned out that we had mortgages on three lots and they had to combine these. Also, some people on the government side or whoever the mortgage goes through dropped the ball and took forever to do what they had to. The lending process could have been improved by checking things out a little more thoroughly. To close the loan, Liberty had somebody come here to explain everything to us again and have us sign papers. The rate and terms of the reverse mortgage that we got weren't that great and we thought we could get more than what we got. Nevertheless, working with Liberty has made things a little easier for us, but just be cautious.
Great feedback, Ann! We genuinely appreciate it and we’re glad to hear that you’re happy with your experience working with Liberty.

I checked different places for a reverse mortgage and Liberty's application process was simple compared to the one that we had before. It took only two hours. It also worked out really well as far as the interest rate and the way we wanted it spread out monthly. We wanted one lump sum because we had to remodel the house that we bought, and Liberty made it very easy. They followed up and made sure everything was going well. They were the easiest to work with. The application and underwriting process took a month, at the most.
Having gone through a reverse mortgage before, we knew what we wanted, so the rep didn’t have to go over too much with it because we knew how it worked and it went well. Everything was fine. Liberty pretty much covered everything, including the appraisal. However, one thing that we noticed that we weren’t aware of is at the closing, we thought we were gonna have to pay the taxes but then they had already gone ahead. We closed the loan right here at the house. They had someone come out, which made it very convenient for us.
Our loan officer was the same gal that closed our reverse mortgage before, so we already knew her, and that worked fine. She was very good and very thorough. Anything that we asked, she didn’t hesitate to explain it. If we had any questions on each form, she explained everything so that it was in layman's term that we can understand. The process went so smoothly, and working with Liberty made our monthly income better. They're excellent, and it's the place to go.

The house we bought needed more than what we were prepared to pay, so we had to realign our budget. We went with Liberty primarily because of the approach. I was in the real estate before for many years, and you can always tell con artists or somebody who’s talking crap. If you find somebody who’s talking facts and makes sense, you go with them. If not, you hang your phone.
Liberty was better than the others as far as working towards getting us to understand what we were looking to do. Harold, the first gentleman we talked to, understood exactly what we were up against, and what we needed done. Most of the other companies don’t really give a crap. They're just trying to sell you something, and that’s fine and dandy, but it’s not what you’re looking for when you’re talking about a reverse mortgage. A reverse mortgage requires a bit of compassion, a bit common sense and some patience. So find somebody who cares and go with them. If you’re in the same situation we were, you want somebody who understands and is willing to be patient and answer the question as you present them, not the cookie-cutter answers that the rest of these clowns were trying to shove down my throat.
There’s always a gap between the initiation and the process, and the application and underwriting process with Liberty took approximately a month. It doesn’t have much to do with me or the mortgage company because it’s all Fed controlled. Nevertheless, my loan officer was the kind of person that wasn’t trying to sell us garbage. I have never done a reverse mortgage before, and he was trying to get us to understand. There were a lot of pitfalls in it, like that monthly fee of 70 or 80 bucks that we have to pay. We didn’t borrow any money, though, and it’s just amazing to me. Nonetheless, we did it, and we’re stuck with it.
I would have liked to see the VA offer something comparable to what FHA does. That would have made more sense to me. Although the VA extends itself a bit more to the client, the biggest concern we had down here was the fear and the stupidity in the appraisers. Overall, working with Liberty helped somewhat in getting our situation resolved, or at least on a better footing. But beyond that, they were a good company, and their costs were somewhat less than the other companies. Most of them come out with a $10,000 back charge to the mortgage, which should scare everybody. But with Liberty, it was considerably less. A lot of the $10,000 went into the initiator’s back pocket though. In other words, he made more money. But I give Liberty a lot of credit for bringing up both approaches and how much the cost was gonna affect our pocketbook.
Donald, Thank you for taking the time to share your Liberty experience with others. We’re happy that you enjoyed working with us!

My parents had some bills that needed to be taken care of but we didn't have enough money to make the ends meet each month. I was having to give them money and my sister was having to put money in their account. We knew about home reverse mortgages and we tried to get one, but then we had to wait for a year because the power of attorney (I am my father's durable power of attorney) was still too new. I looked online for a place to talk to and Liberty Home Equity Solutions was the company that called me back so I went with them.
Obtaining the reverse mortgage took us eight weeks. Being my father's POA, I did all the paperwork. We had to fill out an application, go through the counseling, and then fill out tons and tons of paperwork. Then, because we did have a POA, it was a little more frustrating. Also, dealing with the title company was ridiculous. When Liberty turned all the paperwork that we have done to that title company, that asked us for paperwork they never asked us for. They also wouldn’t do an automatic deposit because their notary didn’t fill out the paperwork right. It was frustrating. But even then, it wasn't horrible. I didn’t deal directly with that title company at all and only dealt with Liberty. They were amazing and they did a good job.
They were more helpful with the power of attorney than the company we dealt with the year prior. My dad has dementia, which is something that happens gradually, so we couldn't pinpoint the date of his incapacity. The other company wouldn’t talk to us or give us any other options, but Liberty worked with us and helped us get what we needed to make it work. The rep had mails every time we turn around which was kinda frustrating, but he didn't ask us unreasonable questions.
I also felt like Liberty had my parents’ best interests at heart. I know that some kids do take advantage of their parents and I felt that Liberty protected my folks from me in case I was that bad person. That was really important to me. As for the rates that we got, it seemed fair and it was at par with what we got from a company we dealt with the prior year. With the reverse mortgage, we were able to pay off some of the bills and now, my parents can survive. It’s good that they can live in the house until they’re both gone. Not having to pay the mortgage right back also has its benefits. I would recommend Liberty Home Equity Solutions.

We're older and we don't have anybody to pass the house down to. So we thought we'd just take the equity, keep the house, and not worry about what happens in the end. Liberty Home Equity was one of the early ones that I had contacted and their reps seemed to be honest people. They were easy to deal with as well, so we decided to go with them.
They were on top of things and anytime I called them up, they were there to answer the phone and my questions. I didn't have to wait to be transferred and I had my phone number right to them. To me, that's the best selling point because you don't get wrapped up in something then not be able to get ahold of people or people don't call you back. If I left a message, these people called back within half an hour. In fact, most times, I didn't even have to call them up because they would call me to make sure that I had gotten the papers, that I was filling them out, that I was sending them in, and that I was doing all the things that needed to be done. It was a comfortable experience. Joanne was the originator and she was very confident. I also worked with Maria and Britney and they were confident, too. They were all good people.
Also, the process didn't take as long as I expected. It only took about four weeks. Even the people who came out to do the title, the final signings, and the notaries were all knowledgeable and nice. I dealt with four people at the office there and they were all great. They also did some changes to the loan we wanted and that was not a problem. They just handled it like it was an everyday occurrence. Aside from that, the rates and terms were fine. Initially, I took a loan where the rate was higher but I didn't have to pay a lot of the closing cost. I thought the higher rate would be best for us but as we went along, I didn't think that was it. So we went with the lower rate which was less than 5%. The rate was a little higher, but things were moving along good at the time. I trusted them and the rate wasn't exorbitant anyway.

Also, I had to jump through hoops and get a counseling session by somebody. Still, it worked out well. We talked a lot and they did everything as planned. Plus, the rate and terms are about right. I made an offer on a house. To get the people to accept the offer, I told them that I would be giving them cash and that they wouldn't have to worry about financing. However, I didn't really wanna give them $600,000 in cash because I bought the furniture too. It was also a lot of cash. So I looked into things and thought of reverse mortgage. If I’m never gonna move, and I don’t care about how much I leave my children because they're rich anyway, reverse mortgage made sense - take the money and go build another house with it or invest it and let that money work for me instead of just sitting in the house. I’ve got $250,000 cash available to me, I still have the house, and I never need to make a payment. It was a win-win.
I then got a reverse mortgage through Liberty Home Equity Solutions. I talked to one of their reps and I told him that I was trying to buy some investment property to build a house on the island. I asked him how long it was gonna take and he told me that it would take 30 days. I believed him even though there was no way that they could handle stuff in 30. Everybody else I've talked to told me it as a 60-day process. That salesman was okay for the most part. He was available and responded but he would always say he didn't know something and that he's gonna find what it was or that he'll tell another person to call me. He also didn’t become too involved after he initially sold me the bill of goods. He pretty much passed the buck off to everybody else. But I guess that's what they do.
I haven't done a reverse mortgage before and I wasn't totally thrilled with the application experience I underwent with Liberty. It seemed like there were too many fingers in the pie and nobody really knew what one finger was doing with the other finger. They would call me repeatedly and ask me for something and I would tell them that I have already sent what they were looking for. But then I would then be told that the rep I was talking to didn't get it and that they would search for it. I would then be told that a different rep has gotten it a month ago.
Then, every time I thought the process was over, Liberty would call me for something else which would take three weeks to get. I wasn’t living in North Carolina yet, and I had to run and go get a North Carolina driver’s license. Then once, they told me was done but then all of a sudden they need my tax returns for this and for that and those were gonna take a week or two. They could have asked for that a month ago. Time was sensitive for me and it was a full-time job to get the loan. It was especially frustrating when I was trying to work and do other things. It never would have gotten handled if I didn’t post-buy. Everything was not easy but I got it done. Liberty could have organized their process better and gave me all the information about what I needed upfront.
Also, once, I needed money to put down on some property and they told me that the check was already in the mail. However, it was not. They checked it out but they told that they didn't know why that happened. It was a little disorganized and the process took longer than I was told. But other than those, Liberty was good on everything else. They were cordial and I always knew that they would return my email, text, or call. They were responsive. They sent somebody out here for me to sign papers and the guy was here when they said he would be here. I would refer people to Liberty Home Equity Solutions.

Being a loan officer, I helped my father-in-law when he did a loan with Liberty Home Equity Solutions. The whole transaction was absolutely horrible. They entered his information wrong in the system. Everybody called me even though my father-in-law's number was completely different than mine. Then, we had a lot of issues with our communication with the loan officer and we got completely incorrect information from him for three months. At one point, he said that we were gonna be signing and closing by the end of January but by the next day, the processor called us and said that we needed a second appraisal as there was an issue with the first one and that the loan wouldn't be closing until the end of February. It also turned out that at one point the loan officer left the company.
The whole thing created a lot of stress for my father-in-law, being he's a senior and he's never had any type of real estate financing before. He said that he would have cancelled everything in December. He would come over to our house almost every week because he was so stressed out and confused about what was happening and why because each time Liberty sent new disclosures, the terms and rate were different, the lender credit would be removed and then it would be back. When we got loan docs, we weren't certain that we were gonna be getting what we were looking for, which was the 30-year fixed, the rate that he had been putting at 4.81, and a lender credit of $6,000. It just went back and forth so much. But the management jumped in at the end to help us get everything finalized. We're glad that it got done.
We started talking with the loan officer in October 2018 and we closed by February 2019. The rate my father-in-law received was a little higher than I thought it would be, but I figured that my father-in-law's low credit scores might have impacted the pricing somehow. The rate should've have been better based on what I see, but as long as it was under 5%, with the loan being a 30-year fixed, it was an okay deal.
Thank you for taking the time to tell us about your (and your father-in-law's) experience with Liberty. We take feedback seriously and regret that it was less than optimal. Someone from our customer service team will be contacting you directly.

I'm really pleased with my experience with Liberty Home Equity Solutions. This came after the death of my spouse and it calmed my nerves a lot. It made me feel like I was really accomplishing something and getting my life in order. Initially, I checked other companies. I started with AIG, the number one company in the country, to see how they go. However, they were so pushy and wanted me to sign up immediately. I didn't wanna do that at all and I wanted to think it over. Liberty Home Equity Solutions let me do that and so I decided I'd get my mortgage through them.
The whole lending process took eight weeks. It went smoothly and it was a nice experience. I was tired when we got them and I didn't think I was going to be comfortable, but I was amazingly comfortable throughout the entire process. Everybody was nice and easy to talk to. They were on the line immediately and I was able to tell them anything that I thought of. Also, if I had any questions, all I had to do was call Eric and he would clear it up for me. If he didn't, he would assign somebody who would. I really enjoyed talking to him. He seemed like he was low-key and he explained everything really well to me. He didn't try to get me to do anything and I appreciated that.
During the application, it was easier to understand what the paperwork was about because I got a lot of paperwork. Then, when it came time to sign the final papers, it was fast. I was ready by then and I had planned to have a lawyer friend of mine to look them over but it went by fast enough that we didn't really have the opportunity to do that. But it was okay. By that time, I was well-versed on what I was doing. As for the rate and terms, I didn't have any misunderstandings that I might get more than I did. I understood what it was and that the amount will grow as time goes on if I don't take a lot off of it.

I did an awful lot of research, called around for different places and got Tom Selleck's CD. Once I decided that getting a mortgage was what I wanted to do, I looked for a lender and I wanted something local. I found Liberty Home Equity Solutions and gave them a call. The person I spoke with was delightful. And the application process was a piece of cake. Including the underwriting, the whole process took three weeks.
However, we could have found a better fella to do the appraisal. I bought the house a year ago and I have put $20,000 into the house. The appraiser thought that it was worth the same thing I paid a year ago. It's not. I am not happy with the appraisal because I know the value of the house has increased. In fact, he discounted my house because it's on the street. My guess is that he likes little cul-de-sacs much better. In addition, the required counseling was a total waste of time. The guy who gave guidance was a jerk and I do not like having to pay somebody to be a jerk.
I did find it interesting, too, that within a week of closing, my loan was sold and it is being serviced by a company that I absolutely did not wanna do business with. They didn't give me a chance and now I have no choice. But, that's okay. They're doing business and I'm glad I was easy to sell. Also, the young lady who did my paperwork was awesome. She knew what she was doing and she didn't give me the runaround. I was very comfortable working with her. If I needed something, I'd call her and when she needed something, she'd give me a call and I'd give her what she wanted.

I had some heavy decisions to make and I had to be sure that I wasn’t gonna lose everything I worked for all my life. Also, I fell and broke my hip, and I’m 86 years old, so I had to do something. I had a house payment and Wells Fargo was throwing charges at me at every opportunity. I got my back up against the wall and I feel like I’ve made the right decision by starting to look into a reverse mortgage. I was happy up until I got some mail. I did not understand what I was looking at.
Liberty Home Equity Solutions gave my loan number and the amount of my loan was $157,000, which was $100,000 off. I don’t know where all that was coming from, and it got me upset. I will call Greg and talk to him about my concern and ask him for it. If they got my loan number, then they should have the amount correct. My daughter said that they're just phishing. The one that I got was for insurance or coverage where my house would be paid off if anything happened to me and my family wouldn’t lose everything. However, I can’t see them putting on $100,000 on to the balance.
Nonetheless, Liberty Home did great and I’m very happy. The way it is going right now, it is gonna be great because I’ve got things worked out in my mind where I may pay the house off in a year, which I’m allowed to do. I’ve got plans of how I’m gonna handle the whole situation and right now, going with them gave me a break until I can get another house sold and get my finances in order. They were good to deal with and I had no problem with Liberty at all. They answered all my questions during the application and underwriting process. If I had a question or anything troubling me, they helped me work it out. There were three people that I dealt with, but Greg was the main one. He was down-to-earth and he answered any questions that I had. He was not pushy and was to-the-point. He also had patience with me. He was a wonderful guy and a good company man.

I felt like I needed to free up some money along the way so I used a reverse mortgage and Liberty came through. I had two other companies that made offers and Liberty was the best of the group so I went with them. I was a little bit cloudy on the application process because of things that happened along the way. I got the house appraised once a year and came to find out it was worth a lot more than what I thought. So, that caused delays. They should say upfront that I needed to have an appraisal done on my place before I went into this. Other than that, the people I worked with all seemed to be knowledgeable about what we were talking about and they were very helpful. The application and underwriting process took about a month in total and the rate and terms were very good.

I chose a reverse mortgage for financial, cash flow. Liberty Home Equity Solutions seemed to have the best rate so I went with them. So far, everything has been okay. It was as advertised. The whole process took about three weeks longer than necessary only because I wasn’t available. But the total time was four weeks or so.

When I called Liberty Home Equity Solutions, I got a really nice salesman who answered all my questions. Their application process was pretty easy. Also, the loan officer was easy to get in touch with. We could call her any hour of the day and if she wasn’t available, she would get back to us. Plus, she was confident that we were gonna get the loan. In the end, we were approved but there was something wrong with the people we bought the house from. They kept coming up on the title even though they didn’t own the house anymore. I wish that had been handled a little more smoothly. Still, Liberty handled the situation well.

When I looked at reverse mortgages, Liberty Home Equity was the one that came up and the application moved quickly but it took several months for the entire process to take place. Their hands were tied on a lot of it and they had to go through certain hoops. They explained things and made you go through some counseling. It’s good that they make you think about what you’re doing. The rep I worked with was very good and I was impressed with her understanding and with getting back to me. She did an excellent job. I felt very comfortable working with the team at Liberty. They were honest and I felt secure. If I had a question, they would usually respond within the day. Sometimes it was the next day but otherwise, it was quite quickly. Working with Liberty had a positive effect on my life and I was very satisfied.

I wanted to get some of the money out and enjoy life. I talked to three reverse mortgage providers and I really liked Eric, the guy from Liberty that I talked to. The process of getting my mortgage seemed simple enough. But we had a little snafu and it wasn’t their fault though. The rules were changed while we were doing the process and we had to go through a second appraisal. But that was new and I was not prepared for our doing that. It took us four months for the process to be completed, but that was mainly due to me so it was fine. The rate was a little higher than I thought it would be, but it seemed to be well within the scheme of everybody. Other than that, everything else went smoothly.

We had some home repairs that we needed to do and we were not getting enough out of our IRAs to support our living style. We decided that we needed to have some extra income coming in and having a reverse mortgage would be a good way to bump up some more income. Obtaining a mortgage at Liberty went fast and smooth. While there was a lot of paperwork that exchanged hands, we didn't have any problems. The loan officers were very nice, helpful and reassuring. It helped that they were very good at explaining every step of the processes that we went along and getting the printed information to back that up.

I'm 83 and my kids thought that a reverse mortgage was a good thing for me to do. One of my sons looked into Liberty and thought that it was a good company to go through. I also talked with another company before I decided, and Chris from Liberty did a much better job of explaining things. My interactions with him were also always very nice. There was no problem and no pressure. I was also impressed with his personality. He answered my questions and everything I wanted to know. I read all the information and he gave me all the right answers. Although I didn't wanna do the reverse mortgage at first, after I had gotten to it, there was nothing to it. Everybody was very nice and the process was very simple and easy. There was no hassle at all. The process wasn't very long either. It took about five weeks and I got a fair deal. I would certainly recommend this company for anyone else.

I looked up Liberty online and called the number. The application process was okay but it was a very tough loan to do. I was in the banking business for a long time years ago, and I understand how it works although it has changed very much today versus when we loaned money years ago. Richard, the rep, was easy to get to and he always called me back when he said he would. He was sincere and he tried to help me get the loan processed. I also talked to two other ladies who were processing the paperwork and they were fine. If I had a question or a concern, someone would get back to me soon with an answer. The rate of the reverse mortgage that I received was okay but the appraisal was low. We could've gotten somebody else and done another one to see, but we went ahead and used that one. Eventually, I got my money and that's a good experience.

Liberty is the only outlet available in terms of credit history. I got a link to them online and I followed it through. I was trying to get the loan in order to repair my roof, but then I couldn't get the loan until the roof was repaired. So, their application process stunk. They eventually found a provider who was willing to lend me the money upfront to pay off the contractors and wait until closing to get his payment. I'd like to see Liberty have an ability to have some vendors on hand. If they had some more of those types of vendors lined up in advance, this type of thing would not have been a problem. We could've gone forward with it and it wouldn't have taken six months to get it done.
Working with a couple of different people turned out to be a problem as well. Liz, my primary contact, sold me on the loan and then, once it got down to the details, I got passed to Peggy. Liz was on the West Coast and I'm in Tucson, Arizona, so the time difference was not a problem but there was a time difference when I got switched over and traded over to Peggy who was in Florida. Consequently, everything had to be done before 2:30 in the afternoon local time which created some issues.
Peggy needed to be more resolute in making sure she was getting stuff done. When it came time to closing, she initially asked how much I wanted on an initial disbursement to be held back from closing and I told her $5,000. Then later, within a couple of hours, my wife said we gotta make it $7,000. So, I called Peggy back and talked to her, and she said she would take care of it. However, when the notary showed up to do the signing and the closing, it was only $5,000 on the paperwork. That turned into a real nightmare but it managed to get done within a requisite time frame. We signed the papers on Monday and we had the money by Friday. There was a three-day hold-back on the final closing.
The rate of the mortgage that I received was reasonable and for the most part, I was most impressed with the tenacity of the team that I worked with at Liberty. Every time I turned around, I was getting a call and there was another roadblock, yet somehow, we managed to work our way through all of those roadblocks. Everything seems to be going okay with my experience with Liberty.

I respected the name of Forbes, and Liberty was listed on their site. When I contacted Liberty, everything seemed in order and favorable to what I wanted to do. I filled in the details on an opening start and I was contacted. I liked the interaction and the information I got, so I proceeded. The rep I worked with, Elisabeth, was very friendly, knowledgeable and responsive and I really liked working with her. She handed the processing over to an assistant, and that to another assistant, so I was a bit at a loss as to who to contact next, but I solved the problem by emailing back to everybody.
The reverse mortgage was what I needed and the process of getting it was straightforward. There was one spell that seemed to take a little longer than I thought it should and I was waiting for something to happen. I would have preferred to be closely informed, but overall, I was very pleased with my interaction with them. Also, I was very comfortable working with them.

I liked the idea of a reverse mortgage and I happened to get a hold of a lady from Liberty. We got along, talked, and I went with them. Her name is Nelda and she was fantastic. It was after it got out of her hands and went to the person handling the whole thing after we’ve got everything together and all that, that got me a little upset. The seller of this house was ready to back out because the application and underwriting process was taking so long. In fact, they did an addendum to our contract that if I wasn’t done by a certain date, that I would have to start paying rent for a house that I wasn’t even in. It was nerve-racking at the end of it, and that the person who was living in the house had already gone to Colorado. And so, it was a mess that way.
The people at Liberty told me that they haven’t received everything back from The Title Company and they just kept asking for things that they already have as far as I was concerned. Liberty should have kept me more informed. I paid a lot of penalties but it came through. I was satisfied with the rates and terms of reverse mortgage I received. The rep helped me get everything squared away and get things together. If I called and she was not available, she would get back to me in a short period of time if I left a message. When I went through a reverse mortgage after I had counseling, I told her what my interest rate was and she thought that that was fine.

There was a lot of equity in the house, and I had some debt. I had a first mortgage and I wanted to take care of it, put it all into one basket, and join the whole equity. I checked online and I called a few of the providers and discussed with them what was available and what was required. I called Liberty Home Equity Solutions and I spoke to Liz. She was great. Liberty better do whatever they can to hold on to that girl. She answers all your questions and if she doesn’t have the answer, she promises to get back, and she does, often within the same day. There were some issues that came up that she helped me work through and gave me advice on how to resolve it. I followed her instructions and it all came together.
Her support group was excellent. I had to make the call and book an appointment with the government’s portion of the consumer protection and they were great. Liz sent me a packet to study and look over and anticipate what the possible questions might be. I went over it, although I already had the answers because she already helped me work through that, and it was successful. Everything went really good.
I wanted to try to close the loan before the first of the year and we did on the 29th of December but only because of everybody’s efforts in telling me what I needed to do to finalize it because things kept popping up. I understand that because they were protecting me. Everything they asked for was in my benefit or my protection. It makes me feel good that there are laws and people willing to help me work through them and explain exactly what I am doing or what I am getting into. I didn’t feel uncomfortable at all with the entire process. I rate Liberty top-notch and the majority of it has to do with their people.
The application process took about three months. The Liberty personnel is doing everything they can and the government is the driving force. And because it is senior protection, there is a lot of senior citizen laws that have to be observed. There are companies out there that are abusing seniors and I know of it because I’ve read about it. Liberty does everything they can to make sure that’s not being done. Never was I misled or not given an answer to a question. The rate and terms that I received were competitive. Lucky for me, the rates dropped a little and it has continued to drop with what is going on with the government.

I saved the letters and I called the salesman that did this job for me who had been very nice to me. He has never called me back. But it's apparent to me that Liberty Home, intentionally or not, shared the fact that I got this reverse mortgage. That's unfair and it's poor business. The staff from Liberty were professional every step of the way. But I had a problem with the parent company. I had gone through a little thing with Liberty before. They were not an honest corporation. The people who work for them were predators and they control. I went with reverse mortgage as it was a part of my retirement plan. I own my home so I didn't have any mortgages owned. It's an easier way to get a loan and to pay it back. We have that option to pay it back. The representative was a lot more informative about this home equity. He went the extra mile. The application process was time-consuming and cumbersome though. The timeframe should be cut down a little bit and the rate could be a little bit lower too.

I got to a stage wherein if I program my little finances directly, I would come up short. My house was deteriorating and there were some repairs that I needed to make but I didn’t have the money to do it with. I needed some assistance so I searched around and when I spoke to the representative at Liberty Home Equity Solutions, she assisted me to get me on the program. If I had to do that, it would have cost me, but I was able to get to them and didn’t have to pay.
Christine helped me and she was quite helpful. She contacted me to make sure that progress was being made. There were also all these young ladies that she was in contact with. She gave me a person that I had to go and they reached out to me and helped me with the process and the procedures. The whole process went fine. If I was a younger person with different circumstances, it would have probably gone much smoother. But everybody that I ran into was quite helpful and patient with me since I was quite ignorant to what I had to do.
The application and underwriting process took a couple of months. But Liberty insisted on me making some repairs and doing some things before I could get the loan. The things that they insisted on were the things that I was trying to get the loan for. There was a lot of stuff that I had to pay out of pocket. That cost me and made me have a little setback. I didn’t understand that portion of it. I didn’t get the amount that I initially wanted, but I’m doing quite well. I have to be frugal and take my time doing the things that I wanted to do. Still, I get a little interest on the little money that I get in escrow and I accumulate a little bit there. Overall, I recommend Liberty Home.

Liberty Home couldn't have been better. When I got ready to do a reverse mortgage, I went on the internet and found a place that showed a certain amount of reverse mortgage companies. I started calling. The first one put me on hold. The second one was Liberty and I dealt with a guy named Eric, who was super fantastic. It was weird because when Eric first started talking to me, he said the whole process was gonna take six to eight weeks. I told him I'm not in a hurry and it's not a big deal and three weeks later we were done. They gave absolutely fantastic service.
The first thing he did was send me a bunch of paperwork. I read the paperwork and then he had the HUD people call me and I did the HUD thing over the phone. And then he had a guy come in to do the paperwork and all the signature. There is so much redundancy in what I went through. I understand, mostly, that's HUD requirement. I'm a very patient guy, so it didn't particularly bother me but that was my only beef. But from what I had researched Liberty was right in line. I understand how it works and it worked out good for me.

Obtaining our reverse mortgage from Liberty Home went really well. This is the second time we did a reverse mortgage so we knew all the ins and outs. Even so, our rep Eric was very thorough. I loved talking to him as he was very personal. He was also very upfront and straightforward. He sent me all the information and different products to compare. He then gave me a good comparison of the different plans. Though applying was pretty easy, the hardest part was that we had a freeze on our credit. Nevertheless, we have excellent credit and the process went fine. Thereafter, Eric was very clear and concise in his follow up and he was on top of our application all the time.
However, one thing that unnerved me was that they made us do another appraisal. I still feel that the second company that did the appraisal came in just too far under. There was about $7,000 difference. Based on having done buying and selling as well as reverse mortgage before, they came in just way low. So that also held up the time. Furthermore, I didn't like that the appraiser who wrote the appraisal, she doesn't come out. Instead, she sent an intern.
Though the interest rate I got this time was higher than before, everything was pretty comparable. I really appreciated having enough programs to choose from. The closing cost was a huge factor for me and Liberty Home had a variety of ways depending on how I wanted to play things. They had the best terms and that made me choose them at the end of the day.

I was under the gun. My house was in a foreclosure because of a miscommunication, and it was my fault. I had six months and I thought something was taken care of. I threw the letter away and I never heard anything else about it. Then I got a courtesy call letting me know my house was gonna foreclose in 20 days. I owed $12,000 and was getting my house foreclosed for $386. It was heavy. I felt a little pushed by Liberty Home but I was in a position where I needed to get this done. So the experience in general was okay. They wanna get the job done and that’s how they get paid. I talked to a loan officer in the beginning and he turned me over to his team that helped me through the process. My daughter stepped in and took care of that when she kicked in $3,000 to take care of that $386 foreclosure. So then, I was okay. I did drag my feet a little bit, but they were patient with me. I'm glad I did it.
The underwriting process where they came over to the house and I had to sign all those papers was timely and good. The lady was very nice and as we went through the little chapters, she told me, “Okay. This is this and this is for this,” and then I'd signed it without reading every single word because I had a little stroke and I wouldn’t even remember any of it. That was a big stack of papers and she helped me. Just before this whole process finished, the value of my house doubled. I paid $133,000 for this house and now, it's worth $264,000, and I've only been in here for three years. It was awesome. Liberty Home is a Johnny-on-the-spot.” The girls were all very knowledgeable and polite.

I was in a need to settle a will with my brother, following my mother's death. I had two lenders that I was dealing with, and I chose Liberty because I actually had someone come to my house and sit down with me and talk to me and not try to do everything over the phone. He would come here from Omaha to Des Moines. That's about a two-hour drive. He would pick up from me what I needed to give, and bring me what I needed to know, check with me on the phone, and make sure that everything was going okay.
It took a while only because the house was in probate. But the process itself, once the house was out of probate, took less than 10 days. It helped me get a resolution with my brother over my mother's will. My brother got the money. So, that's how we had to resolve so I can stay in the house and keep the house. It's kinda complicated, but it all worked out.
However, I've noticed that they sold my mortgage to some other outfit and I didn't know that was gonna be part of the deal. It doesn't matter as long as that's the way things are supposed to go. But that kind of sets me back when I started having to deal with somebody else. I don't know why they did that. Nevertheless, I would recommend them.

My wife passed away in August and I was hit with a lot of medical bills and funeral costs that I couldn't handle right away. It would take a long time to pay it off. My sister recommended a reverse mortgage because the house is paid for and I had the equity tied up in it. I did some research and checked to find out what were the best ones recommended. I checked different sites online, including ConsumerAffairs. Liberty Home seemed to rate well and they're one of the best, so I figured I might as well give them a shot. The process was a little tricky at first because I didn't quite understand it, but the fellow who handled it, Michael, spent about an hour on the phone with me to explain every detail of and I liked what he said. Everything he said turned out to be true and it worked out well.
Things went a lot quicker than I thought they would. I went with the adjustable rate, but it still looked good because I didn't need all of the equity. It'd come out to be a line of credit for something like 57,000, and I didn't need that much. I'm sure that there is paid interest for whatever I don't take out and it's better than a savings account at a bank. Liberty helped me get the extra money to do some home repairs I needed to do and catch up on all my bills. All my bills are paid off now and I'm back to being debt-free again. I've recommended them to some of my friends.

Working with Liberty was a good experience and easy. HOWEVER, our loan was turned over to Ocwen Financial for servicing. This company is a nightmare. We were ok until a big hail storm. Our insurance company sent the money to Ocwen as they are required to do. Since then, it takes from 6 to 8 weeks to get payments for contractors. I can call three times and get three different answers when there is a question. There is little or no communication from Ocwen. There is no website. I have to trust what they are doing and keep copies of everything. We ended up paying portions of repairs out of own pockets because they won’t send the money owed. If we can find a way, we plan to complain to HUD. I urge Liberty to find a different servicing company. We are considering refinancing to get away from Ocwen!

It was nothing like I anticipated and I did not know it was an entire FHA loan process. It also appeared that everybody was a subcontractor who just popped on the list on availability. They were not part of any kind of single individual company. There were appraisers, processors, document people, and a loan initiator, and there was not one person who oversaw the process. Everything just moved on step by step to the next person. They did it at their own pace, as well, and each person took a couple of weeks to do their little feat. It just went on and on which took me 77 days to complete the whole process. The process would be improved if all would be handled in-house.
