This company is a JOKE! We had a problem with a refrigerator and called First American to file a claim. They sent a technician out to take a look and promised to be repaired within the week..... Six weeks later I finally call someone else and the problem was fixed in TWO DAYS! We also filled an electrical claim that First American stated would be covered under our policy. They sent a technician to come out to take a look at the problem. He was at the property no more than 5min and charged me the $65.00 service fee. A few days later First American called us and stated that the work would NOT BE COVERED! Their tech did not even know what the problem was nor did he do a complete diagnoses. We again called a private company and after $150.00 the problem was fixed that day.

Now the latest as of 5/8/2014. First American authorized a repair to be done on an oven that had an electrical malfunction. Instead of just replacing the electrical board they tried to repair it and again charged us $65.00. After 33 days we encountered the same problem. I call First American to let them know. They told me that since it had been over 30 days that I would need to pay another service fee of $65.00! THIS IS A TOTAL SCAM... and I will be posting this on every social media I can find to warn people of this company.

I chose First American because of the different appliances that were offered and the prices after I called and found out how much it was annually. Everything went smoothly when I submitted a claim. There were no hitches or problems. The representatives were fine, very cooperative and showed a lot of professionalism. It's a wonderful type of insurance to be in and I would definitely recommend it to any homeowner. It's one of the best companies that I've encountered so far.

When I bought the house I decided to look into getting a home warranty because the house was built in 2001, and in case something breaks down, I have to pay out of pocket and I decided it having insurance. I'm happy, when I call them, they contact me back and they'd sent out the people right away. Everything's perfect. I'll recommend this company.

Called in repair of broken AC 4/1/14. It was fixed and then broke again within two weeks. Contractor was to call with an update by 5/1/14. On 5/5/14 I called the warranty co who had never gotten in touch with the contractor when he did not call with an update 5/1. He apparently is waiting on a part that had it even been shipped from outer space would have been here already. On a side note the Contractor stated that the warranty co would not replace the unit and it was up to the homeowner to replace. After 7 phone calls, 4 service reps, 1 claims rep (Jennifer **) and 2 Managers (Mark **) for one I can't get anyone to call me back. The manager asked to have the call transferred from the rep to himself at which point he let it go to voicemail and still has not returned the call.

I have been told that there is no timeframe as to when I should expect the AC up and running again despite the weeks that have passed. I have been told that while it will be 90 degrees on Thursday it will cool off by Friday. I was treated as if I was attempting to fraudulently obtain a replacement AC unit as if I had not been a customer for 4 years now and switched from AHS as I thought First American was better. Boy was I wrong. To top it off there is a minor child in the home and First American does not care. I would avoid this company at all cost. Believe all the reviews you read as we all have the same complaints and are treated the same when it comes to First American not holding up their end of the bargain.

When we purchased our house, it was part of the package that the seller put together. We were given it for one year but we were pleased with the company, so we decided to renew it since 2010. It is very easy to submit a claim. I can just go online and I could be extremely specific with what the problem is. It gives me the ability to describe in my own words about what our issue is, so they know exactly who to send out. And then every single time somebody is sent out here, they've been very pleasant, approachable and easy to talk to. They've explained the entire process so that's why we continue to renew our contract with First American Home Buyers Protection.

The worker they had sent out discovered that there was some wiring issues up in our attic and was able to take care of that for us, which was a huge relief. And then we had the issue with our dishwasher one day and the one that was sent out was just a really nice great guy. He explained everything and walked us through everything and it was all covered under. I think it's $70 for them to come out? Well, everything was just covered underneath that fee so it's reassuring and comforting for me to know who I'll be working with, and have an idea what the cost will be before we call anybody out. So it's nice to have that loyalty to a company and have that reassurance. They create ease of mind and gain confidence in the service that you'll be getting is gonna be fair and good. I'd recommend First American Home Buyers Protection.

When I first got this house, the real estate agent got First American for me. I decided to get a home warranty because I had a feeling that with the house being 10 or 11 years old, some things are going to go out. And they have, like the water heater and garbage disposal. I haven't had any problem with them. It wasn't very difficult to submit a claim. I just called them up. However, when your water heater goes out and you need hot water obviously, I wish it could have been a bit faster. They had to wait for authorization. It has been a good experience though.

Upon posting my complain at consumer affair, First American representative Shanee has promptly contact me to solve the issue I posted. The resolution is First American will reimburse my garage door with check. While I'm still waiting for the check to arrive, I think my general experience this time with Shanee is much better than before. It is as prompt as it could be, and I think this effort should be credited.

However, if the honesty and promptness is shown in the very beginning of this claim, this experience will definitely be more than satisfying. Since my case being resolved with a reasonable solution, I am satisfied with the solution. But other consumers should know where to find helps when such a issue happens.

    Original Review: April 28, 2014

I had a garage door issue that the door cannot close properly. It would go down and back up again from time to time. I called First American and they said it is covered and send a technician. However, when the technician came, they only inspected my garage door for less than 5 minutes and said it is the garage opener's design issue and First American wouldn't cover it. Later on I also got a call from First American saying that they will not cover that repair. Nevertheless, the issue still need to be resolved so I paid by my own and found another technician to have the job done (since the technician First American sent is talking to me with a very provoking tone and attitude, I didn't let them do the work that I have to pay from my pocket).

However, I recently got a service charge of $60 from First American. The technician did nothing to my garage door besides inspecting, which I could ask any garage door repairer to come and give me a quote without a charge. When I called First American service line to see if they can remove the charge, they said to me because the technician has come, even without doing any repair and First American refused to repair my garage door issue, they still have to charge it.

It sounds very sarcastic since the service representative mentioned to me that "Delaying the payment might delay your repair service." Since I got no repair service done by them, does it mean I can delay the payment for how long I ever wanted? Anyhow, I might still pay that $60 service charge to avoid the hassle and time wasted, but it definitely worth my time to post my bad experience here if someone read my comments and made a better decision when they want to purchase a home warranty.

The did not come prepare to fix anything so both times nothing was done and with the air the warranty company refused to pay because the unit had work to it done before. Live in Costa Mesa. Got warranty via seller in home buy. Woke up to gushing water in closet where water heater located. Could it be a pipe break in the floor? Saw WH shutoff valve and tried to turn it - stuck open (so much for inspection) and could not locate whole house shutoff (outside behind some bushes). In a panic with gushing water, I picked up local Penny Saver magazine and left messages with several plumbers - one calls back 10 minutes later and walks me through shutoff process. Comes out less than an hour later and replaces shutoff valve and defective Home Depot WH supply tubes where the leak really was. $400 no big deal. Called FirstAm via their 800 number tree system (took a while) and sent info. After 10 days, no response so called again.

Sent info again (and both times the phone reps were very responsive in taking the info), and 3 days later through a rather brusque phone message was told that while it may have been covered, by not calling them first via the same 800 number everybody has to wade through, it cannot be covered. FirstAm at a minimum should spell out what to do in an emergency in its booklet. Also, provide a sticker with the number to call (hopefully an expedited service number versus a general 800 number). By doing what I did, I avoided a lot of consequential damage. IMO for this situation and after reading other reviews, FirstAm is very inflexible. At renewal time, NO WAY, and every chance I get, I will badmouth them.

I had several warranties with this company for rental properties but never filed a claim. When the warranties expired, I did not renew. The company began calling me last November, and hasn't stopped (it is now April) in spite of numerous requests to STOP CONTACTING ME. They have badgered me relentlessly to renew my coverage, although they no longer provide warranties in the areas where I need it. I get calls early in the morning, throughout the day, and late in the evening - it is non-stop. They leave messages that say, "We need to speak to you about your warranty on XYZ Address" - leading me to believe I somehow have coverage that I didn't sign up for. They engage in slippery verbiage and promise each time to take me off their calling list, but the calls continue.

First American Home Warranty used to be a decent company that provided services for home owners and I used to recommend this company to all of my friends and clients. But in the past couple of years it has gone downhill big time.

I had requested a repair on my Air Heating because it stopped working during the cold weather. A Technician came out and gave me an estimate of $1500.00 for the service and a modification of the units for re-installment of the iron pipes and requested to pay a $60.00 charge for the service fee!!! I refused to pay the 60.00 service fee for the 1500.00 estimate of the service invoice. I called a regular air conditioning company and requested the same service; they came out immediately and fixed the problem for an exact fee of just $45.00.

Couple of weeks later, my garage door spring's broke. I then again called and a technician arrived in couple of days and told me that my policy does not cover the springs replacement and requested to pay $60.00 for the service fee!!! I refused to pay the 60.00 and the Technician couldn't leave my house because his car broke all of the sudden and on top of everything he left his car keys inside his car. I spend a couple of hours helping this guy to open his truck fixing his car. Does that mean I have to charge the Garage repair company (North Star Mechanical) to pay me for my time and effort??

With all of these issues caused by this company, I now have to advice all my of friends and clients to be very careful with the First American Home Warranty before they make any business decisions on choosing the Home Warranty providers. This company taught me and opened my eyes about what kind of issues can arise in the services we are paying for. Such a horrible experience and I do not recommend this company to anyone unless you want to deal with major issues.

I have had First American for a few years now and have submitted less than 4 claims. Each claim was one disaster after another. They have sent unlicensed repair people to my house to do repairs. They have sent electricians to do plumbing repairs. Each repair job the individual sent out was unprepared to accomplish the required work. Looked at what needed to be done and charged $60.00. When and if they returned they said it was another $60.00 to actually do the repair and then the repair wouldn't even be done correctly. This repair person extremely unprofessional and continually insulted my wife. I was not at home at the time but when she told me about it I immediately called First American.

Sure they apologized about it and I informed them that this repair company will not do any additional repairs at my residence. They sent another company out to do the repairs and still had the same poor workmanship. First American contacted the company that I had an issue with and the owner actually called me and said he was going to come to my residence and confront me in person for lodging such a complaint. I have reviewed several other complaints concerning this company and they all have the same issue.

This is a poor company and I would recommend staying away from them. There are other home warranty companies with positive reviews and excellent customer service. First American has poor service, poor contracts (please read them carefully each time - They do change them when they want to without your knowledge and approval), poor contractors working for them (unprofessional and unlicensed).

At first, I loved my warranty company. Loved the low monthly payments and service fees. Unfortunately, it took more than one time to fix each thing that went out. My a/c went out and they came out and fixed it. Two weeks later, it went out again. Luckily since then, it's been working fine. And since GA summer is coming up, I'm glad it's working. My heater wasn't working properly and it took them 5x to fix the problem. Of course a new problem each time within a month. But now it works and all is well.

Then it was my garbage disposal. They installed a new one that same day but then my dishwasher stopped working!!! I knew it had to do something with the new garbage disposal. They had them come back out but they said everything was fine. So I had to file a new claim for my dishwasher. He came out and guess what? The garbage disposal wasn't installed properly. So not only did I have to pay him the deductible for the dishwasher when he did nothing to it but I had to wait a month before they issued me a refund. The plumber came back out and fixed the problem with the garbage disposal and all was well.

My toilet was leaking and filed yet another claim. Fixed done good! A week later, my water heater busted. I file an EMERGENCY CLAIM and it's taken 2 weeks and still have yet to get a water heater. I have two toddlers and I'm currently pregnant and not being able to have hot water has sucked. Apparently you can't use your bath tub or dishwasher unless you have a water heater. So the past two weeks with the kids and I have been pretty hectic. Over the past two weeks I have spoken to 10 different reps trying to address this issue and see where the hell my water heater is that was suppose to be here 3 days after the claim was made. They have spun me around so many ways it's ridiculous. Got hung up on twice. They had the nerve to offer a cash out of $408 to pay for a water heater and labor.

I'm sorry but that will only cover 1/2 the cost. So is shelling out $400-$500 of my money for something that is covered under my warranty. Now how is this fair? The plumbing company who is suppose to install the water heater has spent all day doing First American's job and calling the supplier and doing everything in their power to get my family a water heater ASAP. It's suppose to be here tomorrow. Fingers crossed. The claim agent supposedly working on my claim didn't read Into any of her notes from today and called me and asked if I was interested in the cash out. Um no, sorry that's not going to cover the cost so no I'm not interested. And if you'd paid attention to my file, you would see in there that there's a water heater being sent out yet again that should have been sent out last week when the other one went "missing". Came to find out it was never ordered in the first place!!!!

After 14 years of paying for my warranty, I actually had to submit a claim. I guess that's where the problem started. It wasn't a big claim - only $1500. They sent out a contractor to fix a leak from the upstairs bathroom. It was only a few hundred dollars. Fixed... sure... 3 months later, there was mold growing in the downstairs bathroom ceiling. Had to call out a service repair company. Apparently the first time, the leak wasn't properly sealed. First American claimed it was not their problem and refused to cover the damage at all. I had to hire an independent remediation company to come fix the leak that wasn't fixed right the first time, repair the ceiling and get rid of the little bit of mold that had started.

A year later I am STILL TRYING TO GET A RETURN PHONE CALL FROM THEM asking them why they don't back the vendor that they claim they "screen and select only the best vendors". So after 14 years of paying my premiums, they refuse to pay the $1500 out of pocket fees for the remediation company because their "hand selected vendor" couldn't fix a simple leak in the first place. I will be contacting Dept of Consumer Affairs on this as I see that there have been many complaints filed against First American in the last 30 days on this web page... How they can they even stay in business at this point? I suggest everyone do the same. This company does not deserve ANYONE'S business.

In a four letter word all I can say is SCAM! This company will do whatever they can to get out of actually taking care of their customers under their contract. In the year that we suffered with their extremely poor customer service and lack of communication on their website we are done! We scheduled a service request for a plumber to come out and it was all scheduled. The contractor even called us to confirm. Then today I go on the website only to see the service request shows that is has been closed and completed. I called and they said that the kind of plumbing problem we were having was not covered and the appointment never should have been accepted by their system.

Two weeks later I find this out! Typical Also I received a very rude phone call from First Ham trying to get me to renew our contract for another year and when I told them I didn't want to for various reasons they would not take no for an answer. It actually turned into an argument and I just hung up. A class action lawsuit needs to be filed against this company. I have already notified the California Board of Realtors and my next step is the BBB and anywhere else on the web and I can get the word out that this company has to be closed. But if they continue down the path they are going they will mostly get caught at some point and I will do my best to see that this happens. Enough is Enough.

He pulled the fan in less than 5 minutes and took it to the shop. Of course, everything is closed on Saturday. So if we are lucky they can order the part on Monday. It will be at least 10 days before this simple blower is fixed. This is not as bad as the A/C that went out 2 years ago in 100 + degree heat in Houston and it took them over a month to get it fixed. Do not sign up with them whatever you do.

FAHBP has extremely poor customer service. Trying to reach someone is a chore. We were assigned a contractor who was rude and over priced. We asked for another contractor to get another opinion. That request was denied. The "uncovered" costs were overpriced. The line from FAHBP was, "we don't get involved in "uncovered" costs," yet they assigned the contractor. DO NOT USE THIS COMPANY. Google search, they have many complaints against them.

I have paid for a warranty for 13 years. Feb 3 I called regarding a refrigerator that had died after 13 years and my heat pump system. My heat pump system is 29 years old. I received a $262 electric bill for one month so knew something was wrong as I live in a 1000 foot townhouse. Turns out I was using my aux heat as the pump outside had stopped completely. The contractor put more Freon in and plugged a leak and he also admitted he had used a starter the 2nd time he came out, when a day later I realized the system was using aux still. He came out and said he would send an estimate to FAHB. This took many phone calls and over an week with the only offer from the company was to replace the compressor at a rate of $869 or I could accept that amount as a buyout. For a $5000 heat pump that I had insured this whole time.

They were unbending and didn't care to any logic. I have spoken to several HVAC specialists and they are clear that it is insane to put a new compressor in an 29 year old system as the remaining system would not be able to handle and parts of that system would break down which would be an additional $65 every time I had to call for an additional repair. I have been a good consumer, paying on time always and not using the warranty except when needed. In addition, I am suppose to pay my monthly fee until then end of July even when they are not acting ethically or responsible. The refrigerator is the same story. I have to now decide what to do about the heat pump as it is costing me everyday to heat with the aux.

I have had this home warranty for 4 years but did not have to use them for anything more than a handful of very minor issues. This winter, 4 weeks ago, my heat went out and I needed a furnace replacement. I have never been so incensed by a company from which I am paying for services. They have absolutely no sense of urgency, follow-up or customer care. It is like spinning on a wheel that gets you nowhere. I am the one that has had to initiate things to get done throughout the process. This one instance, among many, in my recent claim is a great example of who they really are because they are definitely not the company they claim to be.

I live in a condo building and like most condos we require proof in licensure and insurance in order to complete any work. The contractor that First Am assigned me to was asked to provide these documents. I called the contractor to make sure this was getting done and was told they were in the mail. I called again a few days later and told the same thing. At this point I called First Am who regurgitated what the contractors were saying. That was 8 days before my scheduled work with them. By the night before my appointment we had still not received the documents. I called First Am and told them for the third time that I had not received them.

Their response was that I had to get them from the contractor. Enraged, I said "if they won't provide them, and you won't provide them, how am I supposed to get them?" This was a supervisor, mind you, who hung up on me. No return call, no nothing. I let the contractors show up. They came without any paperwork and were told to leave. I called First Am to let them know that the work could not be completed because the contractor THEY assigned to me did not submit the docs. That was yesterday morning and I have yet to get call back from them. Obviously, I am done with everyone involved and moving on to more reputable businesses. Overall - First American is as shady, dishonest and indifferent as the companies they contract with!!!!

I was stuck with this company when I purchased my home. It was part of a deal I believe the company and the real estate agent had. When I contacted her with the first issue she told me that she had a relationship with them and always used them. Personally I think she gets kickbacks from them. Anyway, after living in the home less than a month, my toilet got stopped up. I am a single older woman with a small dog. Evidently there was something stuck in the toilet when I purchased the home. The plumber said the only way to fix it was to replace the toilet.

FAHB said all they do is unclog and if I need the toilet fixed I had to do it myself, regardless of the fact that I purchased the upgraded version and am suppose to have replacements if the original cannot be fixed. So if I want to use my own toilet, I need to replace it myself. Anyway, no way around this. Spoke with 3 different folks about this all were not helpful and the last guy was downright rude. I am trying to cancel my contract however you can only do it in writing, guess no one in cancellation talks on the phone.... I am sure I will be out the money paid for this plan. I can’t see the cancellation department being any more customer service oriented than the company. BEWARE!!!! I would not purchase or advise anyone to purchase a plan from this company... I'm fairly positive they will have some kind of excuse why they do not have to pay with every claim submitted.

They never want to cover any work because the technicians didn't include key information in their reports back to the claims desk, so we need to pay another $60 to send a technician back out or open a new claim (which also will cost $60). My washing machine stopped working on December 17th, 2013, and I still don't have resolution with this claim. I have been visited five times by technicians; of course, each time I was required to be at home losing time at work. The short of it is that the First American do not want to replace a failing item. They will keep you waiting on their phone lines and talking to representatives who really have no power or intent to help you. From the 15 day point, I was supposed to have someone overseeing the case because it wasn't resolved. No one contacted me.

When I learned the name of the person, it took three phone calls to her to get her to return my call. Once I got to speak with her, I realized she was just following the company line of "let's wait and see" what happens after this sixth visit from a repairman. They seem to have faulty communication between their repair people and their reports because she and I had a very different point of view of what had occurred over the past month and a half. I have unfortunately had to speak with many representatives to try and get this resolved and their pretense is that the warranty company needs to be told by the repair company that the issue is unfixable. I was told that by the servicemen and the fact I have had so many visits. The company claims this information was never shared, so their hands are tied. They cannot act. Their motto is service, value, and integrity. It should be deceit, deception, and dishonesty. Do yourself or your new home buyers a favor; don't buy First American.

We were immediately denied on a claim for a furnace that broke down two days after we moved into a new home on the premise that it was a pre-existing condition despite the fact that the Home Inspection Report and another inspection found that it looked and worked satisfactorily. We were asked to supply the Home Inspection report which we did along with a letter that quoted the contract which we received from the company which states that if the system is visually inspected and mechanically works it cannot be denied coverage.

We still have not received confirmation of receiving these items that were requested and they will not call us back when a message is left for the person handling the case. We have been without heat now for 11 days and it is quite cold here where we live. Most frustrating is when we call to leave a message with the extension number of Lynn we end up going through at least a 15-20 minute process to just leave a message for her. Their phone system doesn't allow you to go to an extension number or they have it set up that way to avoid dealing with people making claims.

Who knows what is happening over there. We would just like to be able to get in touch with them. Meanwhile we are freezing and it will take more time to finally order a new furnace. This is not a home warranty - they do their best to avoid making good on their contract by immediately declining claims and then avoidance of customers till they get tired and just eventually go away because they need to have an appliance, etc. fixed. So I sent message on their website on the claim I have and no one contacted or replied back. A week after I sent another message and no one contacted me to reply back to me. So I called them today and waited on the phone for 15 min. to talk to an agent which said she will look into it and call me by the end of the week which is 5 days from today. So I asked to talk to a supervisor and her response was that they will tell me the same and if she transfers me it will be on hold with first come first serve (knowing that they keep customers for ever on hold) so I still insisted to talk to the supervisor.

Surprising enough, the supervisor said the messages I previously sent goes to another department and she doesn't know anything about it, and that what they can do and she didn't care at all. Woke up to a cold home on 12/14/13. Phoned LAST ** Home buyers SCREWERS. I was assigned a complaint number, a contractor, given a direct number to the contractor etc. 3 - 4 hours later, the contractor, A Advanced & Air Conditioning - who SUCK also, showed up & diagnosed the issue. The tech tells me he doesn't have the part he needs to fix the problem. He goes on to say that he is passing the supplier en route to his next assignment and he needs to have his office contact the supplier to see if the part is available. Me, thinking of getting my family out of the cold, ask if he can call the supplier while he's here to try and get it expeditiously. The tech tells me, "No. I have to call from my truck."(???). Once the tech is gone maybe 20 minutes later, I receive a call stating that the supplier is closed now (12pm on a Saturday) and the part won't be able to be picked up until Monday, 12/16/13.

Monday morning, I call A Advanced only to find out that the part has to be ordered and won't be in until MAYBE Tuesday, 12/17/13. I'm also told that IF the part comes in before 4pm, the repair can/will be done on 12/17/13. I ask the agent at A Advanced, "Jennifer **", considering it's been quite cold in my area and we've already been in a cold house for 3 days, is there any way the part can be upgraded to express delivery or next day delivery? I'm told by Jennifer that the part has already been designated for next day delivery.

The morning of 12/18/13 - I decide to call A Advanced to see if there's any tracking info I can get so I can see exactly where the package is and when it will be delivered. I start my calls at 9am. My first three calls are directed to Jennifer's voicemail. At approx 1230pm, I push 1 to be directed to customer service. "Willie **" who is alleged to be assigned to the Northern VA area goes on and on speaking up for Jennifer's work load and giving excuses regarding her failure to answer the phone. When I ask Willie about possible getting tracking info on the part, Willie tells me that A Advanced doesn't order parts and suggests that I call my insurance company for any and all tracking concerns/information.

I can't resist asking the obvious: "If A Advanced doesn't order parts why would Jennifer tell me the part had been ordered and designated for next day delivery? If she didn't order it or the part wasn't ordered by A Advanced, how would she know? Willie's response - what I'd like to refer as the "spin cycle" - more of the same..culminating with, "Call your insurance provider." So, I call Last American Home Buyer Screwers. I ask to speak to a supervisor because, the day before, "Juan" seemed bothered that I was calling so early inquiring about my home still being cold.

After holding for 15 minutes, Michael ** Quality Dept - proceeds to tell me that FAHBP doesn't order parts unless they are repairing full units. He tells me they have no tracking info and that the contractor is responsible for said part(s). so, okay, I've been lied to. My response to Michael ** Quality Dept - "Would you call A Advanced while I hold and find out what is going on with the repair at my home, please?" I hold for 5 - 7 minutes. Michael ** Quality dept returns. He tells me that he left a voicemail for Jennifer and asked her to call me with the status of the part and scheduled repair of my furnace. I ask Michael if HE or someone from FAHBP will be contacting me with an update regarding my furnace/the part and when my furnace will be fixed? Michael stated, "No. Unless the contractor requests that we contact you, they will update you on the part and when your issue will be taken care of."

Not trying to be argumentative, I mentioned to Michael that I pay FAHBP every month... not A Advanced. I informed Michael that I'm HIS customer, I'm not A Advanced' customer. Michael joined in, further conducting the "spin cycle" and simply repeated that A Advanced would be contacting me. 3 more calls over the next 2 1/2 hours.I finally speak to Jennifer. She didn't pick up on her extension.she picked up when I attempted to get "customer service". she didn't identify herself, I recognized her voice and asked if it was Jennifer I was speaking to. I was informed that the part was scheduled to be delivered and given a guarantee that the issue would be rectified today(12/17/13).

An hour... maybe an hour and a half later, the same tech from Saturday morning, "Nick", plus 1, "Trevor", arrived to fix the problem. "Trevor" looked like he was fresh of the corner or fresh out of juvenile detention... pants sagging off his ** and complaining, a few minutes into the repair, about how he was ready to go. "Trevor" was handing me the manual that came with the part, "just in case someone else has to service the furnace", before "Nick" had even tested the part and/or the furnace to make certain everything was working and heat was restored to my home. Nick didn't even have receipts so he could detail the fix and closeout that complaint as resolved (so much for FAHBP' assertions that they follow a strict policy with regards to who they contract for their customer's repairs). Needless to say, I cancelled my policy with FAHBP 2 minutes after the techs were out of my house.

He never did and when I called the company, they said that they didn't send anybody. Full of lies.

After I make access, he shows up, looks at the leaking pipe and says he needs to go to Home Depot and buy the pipe and will be back the next day. So I had to waste three days of vacation to have a small leak fixed. Best part is that FA sends me bills for two work order calls and it takes looooong waiting on hold to clarify that.

Problem number two (pipe leaking in the ceiling). AZ plumbing assigned. Guy comes, asks for access and tells me where to make holes in the ceiling. After I make them, he comes (without ladder! so he needs to borrow mine). He looks at the old pipes and tells me that he cannot do it and needs me to make another hole in the middle of the living room ceiling. I send him away, close the water, cut and remove the old pipe myself. Call them the next day that it's ready. So he shows up still with no ladder and no pipe. After another trip to Home depot he is finally ready, he puts the new pipe in within 10 minutes and is gone. FA bills me again twice for service fees and this time denies to solve the problem. First American sent a plumber out and he told us that in order to solve the problem, they would have to replace our sewer pipes which would cost thousands of dollars.

First American told us that they would not cover it because it was a "pre-existing condition"! So we called a reputable plumber who investigated the problem and discovered that there was a clog in the line, snaked it and the problem is now solved. It cost $145 to fix the problem. So we had to pay $60 to a plumber who did nothing and $145 for a plumber to solve the problem. This warranty program is useless and definitely not worth the money.

We pay the yearly charge in full and at the end of this cycle, we will no longer wish to have first American as our home warranty provider. What a lousy business. I would never recommend them to anyone.

Just got off the phone with the claims manager of First American who has decided after sending out 3 different techs to repair the fan unit on my microwave, an integral part of a functioning microwave that quit working after I bought and paid for a 1 year warranty with these clowns, that a 4th tech from a different company should be able to diagnose it correctly. The first 3 techs were from Sears and every time, they sent someone different to make a diagnosis. Every time they sent out for a different part that came in mail and a week or two later, somebody would actually call to schedule for me to take time off work to let in another Bozo tech.

So today, I tell the manager that they have wasted enough of my time and enough of their techs' time and that any rational business would have opted to pay for a new $150 microwave than to keep attempting to fix something that nobody seems able to repair. The 1st line of claims service was a lady by the name of Yvonne who decides that it should be replaced (good for her) but then changes her mind when she realizes that the microwave still emits microwaves (not so good). After I got all up in her grill about her piss-poor decision making skills, I request to speak to a manager and get Mariano who dodges all of my repeated requests for him to simply replace the unit and quit causing me to take off work to meet yet another tech that can't seem to fix things.

The joke here is that gas is about $3/gallon. These guys probably get about $8-10 per hour for looking at my microwave. My time is worth about $35-50/hour depending on what I have scheduled for work since I am self employed. The Samsung microwave retails for about $200 = wholesale closer to $150. You do the math and tell me who is getting screwed the most. But the biggest joke of all is that Marianno with First American... was calling me from the Dominican Republic!!! We can't even keep American companies American. This truly is an Obama-Nation.

In June, our ice maker was leaking and so we had to pull it out and then we called First American. They sent Hot Shot to repair it. It was with them for more than 2+ months and was not able to fix it. Next, they sent Appliance Co. to repair it and it took some more months. They called today (October) to say they fixed it but that they won't install it since it was not installed when it was picked up. I called First American and was told that this is their policy. I asked the supervisor, "Did you expect us to leave the ice maker and let it leak and damage our new hardwood floor? Would First American have paid to repair or replace the floors?" Answer: "No". He even admitted to doing the same thing we did. But, sorry, it is a company policy.

Broken KitchenAid dishwasher (day 30 and counting): I've had 4 technician visits by 2 different companies. The first technician replaced the control panel; that didn't work. He then came back and replaced the control board; that didn't work. Instead of replacing the dishwasher, FAHW requested a 2nd opinion! They sent a 2nd company, which (again) recommended a new control board. FAHW said that the new control board could be faulty, so they want it replaced AGAIN. Each time a part has to be ordered, the wait is 7-10 BUSINESS DAYS, so that means 2 weeks. And 1 of these parts was on "Back Order" so the wait was longer. Seems that the company wants to make the customer wait so long that the customer becomes exasperated and pays for a new unit himself/herself (the reps kept mentioning a "cash out" as another option, which I rejected). I have complained to 2 supervisors, but to no avail. I had to cancel a big family party because I have no confidence that I will have a new dishwasher before 10/26 - even though that is 6 weeks after registering the complaint.

After that I call First American. They send the contractor back and this time the contractor said that the computer he used wasn't working right so he put more Freon.

Well since I live I live in California, the weather tends to change a lot. I didn't use my ac for one month and when it was time to use the ac, didn't work again. I call First American. They send a different contractor. He came and said that the unit was low in Freon, so he put more Freon. And then one later, the unit didn't work anymore. I call again they send the contractor they came and said the unit had a small leak, so they put some seller and more Freon. Two days later the unit didn't work anymore. I call First American, they send the contractor. They came and this time they told me that the unit had leak and they can't fix that leak. They need to replace the part. He told I was going to contact me the next day.

The next day I got a call from the ac company telling me that I would need to put $1200 out my own pocket because the insurance won't cover the labor and other parts to put in the new part. Now a month and half later, they are telling me that I can cash out and find some else to fix the unit and they offer me $476.39 which is a slap in the face comparing to $1200 that I have to pay from my own pocket.

I have purchased a plan with First American that is supposed to cover all utilities including my A/C unit in case of repairs or failure. My automatic garage door opener was improperly installed by the previous owners and collapsed. First American would not cover it since the damaged part was sold at Home Depot. At least, that is what I was told via customer service phone call. 1 1/2 weeks ago I called First American and they sent contractors out to take a look at my A/C that wasn't getting cold enough. They said it was low on Freon and filled it up, but never bothered to troubleshoot why. I was told if we were still having problems within 30 days that we would not be charged another service fee of $60.

Well, (fine print) only if they send the same contractors out does this apply. So I got screwed out of 60 bucks when they sent someone else out 1 1/2 weeks later. The next bunch said I needed a new coil in the upstairs unit because the old one was leaking Freon everywhere and it needed to be condemned. The previous crew never even went upstairs to look at the unit, only the outside unit. The estimate came to 730 bucks and those contractors told me they have never had an insurance company not cover at least half the cost.

First American called and said they would be covering none of it. I was perplexed by their response, thinking why not? All insurance I have ever heard of at least will cover something unless the owner deliberately neglected or intentionally damaged the equipment. None of these were the case. Their reason was "We don't cover modifications". How is an essential repair to get the A/C working considered a modification? It’s not plastic surgery. My arm is missing over here!

Consequently, I asked about the 300 and change charges for disposal fee and other non-categorized into modifications charges according to the printed estimate cost. First American said they do not cover that either. I asked a hypothetical if my entire unit blew up, if that would be covered.... the answer was no also. I guess paying them to cover nothing is a pretty good scam. I want my money back from this useless company, and I have never in my life heard of an insurance company as terrible as this one. I will be dropping them promptly and looking for an insurance company that actually covers unexpected costs. I wish I could give negative stars as rating. If I had the means I would sue them. They made me that angry.

It's necessary to "shut off" the vacuum, and not leak so that the suction at the remaining sites is functional. Am Home Warranty's solution suggested is to repair the flap that's no longer available and install an adaptor on the hose. This make the remaining 4 inlets non-functional. They want me to pay $150 for each of the remaining 4 inlets to adapt them to match the repair (We may be headed to small claims court).

On 9/5/13 I called First American Home warranty co. to get someone out to fix my A/C. On 9/6/13, got a call from a contractor they set up to come fix the A/C. They stated that it would be 9/9/13 before someone could come look at the A/C. Okay, on 9/9/13, the contractor came by, took 30 minutes to look at the A/C and all he did was look at the light indicator that said what the problem was. He said it was the ECM motor that was bad and needed to be replaced and would have to order the part. Contractor stated he would order the part that day then call to make appointment to install it. Got call on 9/10/13 stating the part was in and made appointment for 9/11/ 13 for installation. Then on 9/11/13 in the morning, got a call from the contractor stating that the EMC motor was a part that could not be replaced so they would need to replace the furnace and have to get approval from the warranty company.

That made me confused, the contractor had the part to fix it, then all of a sudden that part could not be fixed and a new furnace was needed? So I call the warranty company to tell them I do not trust this contractor and I would like a second opinion. The warranty company told me I could not get a second opinion because they have already received the request for a new furnace because my furnace had several cracks in it and needs replacing. I told the person at the warranty company the contractor did not look at my furnace and I would like a second opinion. Again I was told I could not get one from them.

I called the contractor to talk to them to ask more questions about what was going on with my A/C problem and why the furnace needs to be replaced. I left voice message with this request on 9/11/13, got no call back. I called and left messages the rest of the week and still no call back form the contractor. Called the First American again on Friday, 9/13/13, asking again for second opinion because I did not trust this contractor they sent . Finally, was told I could get a second opinion on my own. So I did and was told it was a bad starter module and that the furnace was fine, no cracks in it. So I called First American to let them know what the second opinion found out on my A/C and they ask me to fax it to them. I emailed it instead.

I called First American on 9/14/13 to see about getting this second opinion company to fix my A/C and all they wanted to do was offer $50 for box fans. Then talked to a manager who offered $150 for an A/C window unit. All I want is my A/C fixed. It was going on day number 8 with no A/C. Then First American said they would send a second contractor out to look at my A/C. This is on 9/14/13, the weekend. So on 9/17/13, I got a call from the second contractor First American set up to look at the A/C telling me they stopped by my house and left a note on my door stating they had come by. Really? Think the call should have come first to set up a day and time, not a drop by whenever they want to. I have no faith in the First American warranty. It has been 13 days now and I have called the contractor I use for the 1st second opinion to come fix my A/C on 9/18/13 and bought a warranty with them on my A/C so I do not ever have to go through this again.

My ac stopped working on August 23, 2013. I live in Arizona and the temperatures this last 2 weeks are in excess of 110 degrees. It is now September 7 and my house is 90 degrees. These are the unacceptable issues:

First American Home Buyers finds service people that are not good. I now know this from experience. This is why they are inaccessible just as First American is. Wait times when you call is consistently in excess of 1 hour. Once I spoke with the rep, I was given the phone number of L&S AC Repair. I called them and was placed on another 15 minute phone call. Three days later, a service technician by the name of Justin arrived - replaced a part and left without checking if the repair worked. Within 5 minutes, it was obvious the unit wasn't working and I called him on the phone number. He called me at 1/2 hr before. He turned the truck around, came back and repaired something else - once again didn't check the unit to see if the unit worked - and left.

I called back in to let them know that the temp in the house was 85 degrees even though I had turned it down to 77 degrees. Once again I had to go through the rescheduling line and 3-4 days later, he comes back. An aside: I asked L&S to send out a different tech, but they sent the same one. At this point I don't have any confidence he knows what he is doing. They ignore my request and send him again anyway. He comes out 3 days later - Saturday and says I have a blocked cooling line and that he needs to get authorization to fix and since it is a holiday weekend, authorization will take another 3 days.

On the following Tuesday, I wait for a call in regard to authorization. By afternoon I call - am on hold for 20 minutes once the L&S person answers, she hangs up before I can even say my name! I am on hold for another 10 minutes after that. They said they just received authorization and schedule me another 3 days out - I request a new rep - they give me the name of Jeff. Jeff comes out and "fixes" the unit saying that it may not work and to call if it doesn't. House is still not cooled - and at this point it is 90 degrees. I call Jeff and he comes out the next afternoon - does not call me back. Last night - Sept 7 I pick up a phone call that I need a compressor and that it won't be until this coming Tuesday.

Please note that I live in Arizona and the temps are in excess of 110 degrees. L&S does their best to not give service. It is my opinion that they stall service so that you will go outside of the warranty and buy it yourself. Both First American Home Buyers and L&S are scammers. They are in the warranty business for a reason - and it's not to service the warranty. I have never received such poor, rude service. This company should be reported and shut down. I will come together with anyone else that is interested in a class action suit against them. This has been an absolute nightmare.

First time they came out, FAHW demanded that I paid $1500 for the upstairs unit coils fix for the parts that were NOT COVERED by FAHW. Two days later, the AC failed. The contractor came again and said that this time I needed to pay another $1700 for the upstairs unit condenser repair for the parts that were not covered by First American Home Warranty. My property managers, my tenants and I have been on the phone no less than 49 HOURS with First American Home Warranty.

Then they claimed the first fix was downstairs unit and we had to PROVE the FIRST AMERICAN HOME WARRANTY that the initial fix was NOT for the downstairs unit and this was a repeat call for the upstairs unit. It took 4 days to convince them that the upstairs unit was still malfunctioning despite the fact that I paid $1500 out of my pocket first time around. It is September 3rd, 2013 and First American Home Warranty and its contractor NORTH STAR MECHANICAL have informed us they will replace the outside unit for the upstairs AC but this time we have to wait for them to order the parts.

This fact that I am writing here regarding the dilemma we have been going is a shortened format. My ordeal started August 10th, 2013. I called First American Home Buyers Protection because my A/C stopped cooling. I got a hold of a customer service representative and she stated someone would contact me within 24 hours. Of course they email me after I got off the phone that the vendor would contact me during business hours. I wasn't too happy after the rep had already told me one thing, now the contact stated something different. But I waited until Monday. The vendor called on Monday to schedule an appointment for Tuesday. After requesting several times a morning appointment they couldn't help me with that and ended up scheduling another appointment for Wednesday.

Long story short, on Friday when the technician came to replace a part they said he needed on Thursday, I get a call from First American stating my claim was denied because the A/C was showing damage beyond wear and tear. I asked, "What kind of damage are you talking about?" They said the contractor told them there was a hole on the corner of the unit and it looks like a dog had been urinating on that side which caused the damage. I explained I bought the house 4 years ago and had the home inspected before purchasing and the house was under Home warranty from the Seller (at First American) and since then I kept up on the warranty that's deducted once a month via direct withdrawal on my bank account.

Furthermore, I have NEVER owned a dog period. I don't have guests that owned dogs. So then, the representative stated that maybe it's the neighbor's dog that may be the culprit. Thus I told him, actually my back yard is fenced in and so is my neighbor's yard. There is no way a Dog has been in my back yard urinating on the a/c unit. After arguing with the rep for another 30 minutes because I just couldn't understand why this was happening, she said to me, "We have DENIED your claim. You better hire your own contractor to fix your A/C and pay for it yourself. I understand you are not happy about it but there is nothing else we can do for you."

I was like WOW... Flabbergasted, first it took their contractor a week to try to resolve this issue and now they were clearly opting NOT to honor the contract based on a reason that I clearly could prove was not accurate. I am very very disappointed in First American. I realize now that they're in the business of selling people a false sense of security. I paid them every single month hoping that if I ever needed them, they would show and help and obviously I was wrong. From all the other reviews I see here, it shows that they are truly crooks. I have no idea why they are still allowed to operate with the level of disappointment and heartache they cause their customer base.

Again, 4 years as a customer and this is how they treat me. I called them today and requested they email me or fax me the copy of my contract and the denial letter of the claim and they absolutely refused and stated they can only do that by mail. I explained that I am traveling and will not be home, to please make an exception and email or fax it to me. Again they absolutely refused and said that's not how they do things. If I want those documents, they will be mailed to me and it takes 7 to 10 business days for me to receive it.

My mom who has high blood pressure has been baking in the house for the over a week now. I'm trying to dispute this claim and resolve the matter and they are dragging it out... I guess they want to wear me out so I forget about the issue. But I have a news flash for First Am. I think what you did is wrong and I will continue to fight this because your reason for denying my claim is bull. I will patiently await for the letter and I will be contacting the Better Business Bureau as well.

Just prior to starting up the evaporative cooler which is mounted on the roof of our mobile home in Munds Park, AZ, our maintenance contractor performed his usual maintenance check and he coated the water pan of the evaporative-cooler on the roof with a good, brand-name sealant, which he has done the last few years. Our adult daughter went up there with her son the following weekend after the pan had four or five days’ "drying time". When she turned on the water to the cooler, after a short time, water began dripping out of multiple places in the ceiling below. She immediately turned off the unit and placed towels under the leaking places and called us here at our residence in Scottsdale. She could not use the cooler for the remainder of her stay, 2-3 days. It was very, very hot.

We called Home Depot in Flagstaff regarding buying a new evap cooler, and were told we'd have to use a contractor out of Phoenix (120 miles each way!) who when he called us back proposed to first drive to Munds Park to estimate the job, then they would go up with a crane truck to do the install. This would have involved 480 miles total trip charge!

We found a cooler here in a Phoenix Home Depot, loaded it into our station wagon and located a HVAC contractor in Flagstaff who did installations, drove the cooler to Munds Park and the installer did the job the next day in a satisfactory and workmanlike manner. We called First American Home Warranty before the unit was installed on an EMERGENCY basis due to the extreme heat we were experiencing (we are both in our 80's). We were told the claim was being denied because we should have called the insurance company first, before starting any work.

It seems to us we should be rewarded, not penalized, for stopping any further damage to the property. We also probably got the job done for much less than a claim would have been had we not acted as promptly as we did and had not done the transporting ourselves. We lodged a protest and were referred to a man who was in the Dominican Republic, and who requested we email him a copy of the receipts for the cooler and the installation which we did. Then the man, Jose **, said he needed a statement from the installer as to what he found when he got to the site. Despite the fact that there was a language barrier we did as he asked and then he told us "that's not a satisfactory receipt!" And he rejected the invoice we sent him. There was nothing that would satisfy him. It became obvious his mission was to deny, deny, deny.

By the way, we've paid into the warranty plan for five years. I believe that First American Home Warranty does not do business in good faith. I believe their primary mission is to collect our premiums without any intention of assuming any risk or responsibility, and most certainly without any expectation of ever offering a reasonable and righteous compensation.

I had been a client of First American Home Buyers Protection for over 3 years and was happy with their services. That is till our refrigerator began having issues. We contacted them and they sent Sears who was a reputable company and seemed to do a great job. But after we had 8 different appointments and the issue remained I requested that we get a replacement as did Sears because they were not able to determine the issue. However First American Home Protection wanted to continue repairing it despite everyone's efforts to move for a replacement. According to the invoices left by Sears American Home Buyers protection paid over $4,500 in repairs but the issue remained. Once the 14th tech had come and gone and the almost every part had been replaced my wife and I just gave up and decided we wouldn't keep items on the top shelf or in the door that we did not want frozen.

Plus we could not afford to take off any additional time from work. In July we decided to renew our service and this prompted us to try again. We requested a different vendor despite Sears being great since maybe a different set of eyes would be helpful. After 3 visits and nothing changing (Except this repair company changed out 4 of the 6 items Sears changed out previously) I again asked for a replacement and asked them to stand behind the service I had paid for for all these years. They told me that I needed to contact another vendor and spend my own money and then they would reimburse me. So 10 months.... 17 service calls and they ultimately just tell me they will not repair or replace the item.

My water heater failed that First American replaced 4 years ago. The water heater itself is still under warranty. Because First American is so CHEAP and they pay their so-called plumbers a specific amount, the plumbers have to RIP you off in order to make any money on the deal. Because the water heater is under warranty, it's not worth the technician's hassle to go pick it up and replace it as First American only pays $110 to do so. So Home Warranty Plumbing and A-Plus Plumbing want to tack on and replace parts that have not failed in the water heater - like the gas line $100, to attach the valves, $100, new pan $70, reconnecting the water heater $150, yada, yada, yada. I had another plumber inspect it and he told me that if none of those parts have failed they do not need to be replaced, just the water heater itself. If the water heater wasn't under warranty the plumbing companies would be making a lot more money! TWO WEEKS AND ZERO RESPONSE. I pay $900 a year for this stupid policy and all they do is refuse to fix things once the problems arise.

After taking the day off from work I was contacted at 8:45PM and told the repairman would be at my home around 9PM!! The worker showed up at 9PM and said the unit was BROKEN! The repairman was PHYSICALLY TOO LARGE to fit in the attic so I had to go up and follow his directions to take pictures of some serial numbers needed for repair. It is now Monday again. 1 week without AC. NO REPAIRS HAVE BEEN DONE AND NOBODY HAS CONTACT ME ABOUT ANY STATUS REPORTS.

After consideration, I no longer want or need your company's services. I've been a customer for almost 2 years and with the first claim I ever made, it was a complete nightmare! To speak with an agent shouldn't take an hour of hold time. You may want to consider hiring more customer service representatives to cut the hold time. I waited for a call back, for my AC issue, and it took so long I had to call back. I waited on hold another hour and 10 minutes before speaking with Kelly **.

I'm a customer that has always paid on time but when I needed you guys, it seemed to fall on death's ears. My AC went out originally on the May 28, 2013. I called and North Star Mechanical sent a guy to the house on May 31st. He was there for about 10 minutes, took my $60 deductible, and gave no feedback. The AC was working fine for 30 days and went out again. I called back and another AC technician was sent on July 2nd. He came out and said the box in the back of the house (called a disconnect) was burnt up. He told me he didn't have the parts to fix it and would come back the following day.

He came back on July 3rd with all the parts and said it would be $280. I didn't question it because it was hot and I wanted it fixed ASAP. He told me that an electrician needed to be hired because there was not a ground wire for him to set it up properly. Why didn't the first technician say anything about me needing an electrician? I didn't call back to hire an electrician through your company fearing your hold time and not wanting any more delays (as I was on day three without AC).

The North Star Mechanical technician told me that he would come back on July 5th to fix it if the ground wire was fixed. I called and spent $350 of my own money to hire an electrician. The gentleman came out and fixed the problem. I called the tech back on July 5th and he told me I had to call you guys and he would not get paid if he just came back to the house. The day before, he told me to just call him direct and he would come back! Due to your ridiculous hold time, I called North Star Mechanical and they told me they would have to get another request from you. So, I'm waiting on paperwork and reports to go back and forth and I'm supposed to have house guests and can't because the house is an oven!

SY-Miguel ** offered $150 toward buying a window unit. I spent $340, so the $150 is like a slap in the face! I supplied you copies of receipt. I had to pay an out of pocket expense of $550 for electrician and a window unit. I called back on July 6th and waited on hold for hour and 33 minutes. I begged for someone to get a technician to my house and they said they couldn't do anything until the following week. I have five people in my house and I was not waiting any longer! I called the North Star Mechanical technician back to try and just buy the parts from him since he already had them and I could just hire another person to complete the work. I had to leave a message. I felt that I was a bother to him and his company at this point. The technician called back and said he could come back on Monday (July 8th) for $280 and install the disconnect.

To sum it all up, I did some research of my own and discovered that the part was $10. I went to Lowe's, bought the part, and installed it myself! I supplied that receipt, too. Why do I need your company, or them? Why in the ** would he charge me that kind of money for a $10 part? That's ROBBERY! I was already out $550 and would have had to pay another $280 to get my AC fixed (for 5 minute job and a $10 part) if I would have used you and your third party company.

Put yourself in my shoes and tell me how you would feel. I have three rent houses and three other neighbors that were considering joining this company and there's NO WAY I would let anybody I know join your company, or use North Star Mechanical! PS: Kelly and Miguel both were great! I don't have a problem with them as they did try to assist me, but to get to them just takes way too long. Miguel did tell me to send in my receipts for the electrician, but he couldn't give me a guarantee that you guys would pay because I went outside the warranty. At this point, I'm not wanting the money back as I've learned a lesson about First American Home Warranty Company and North Star Mechanical. I will go elsewhere!

I'm an on time person and like things handled in a timely manner, and nothing about this company is timely. I didn't like being bounced between you and North Star as paperwork is sent and my house is a furnace! I waited two weeks to calm down before I sent this email just to make sure this was the best decision for me and my family. The anger is still there for being put through all this, and this was the first claim and the fact that I was going to be charged a total of $830 for a $10 part. CANCEL my policy!

I had a backed up sewer line under my house. First the Kitchen and laundry backed up, then the entire house. I called and told them I needed a plumber ASAP. They put the work order in and the plumbers that called were not available for over a week. I called First American back. They called some other plumbers and none of them were available. They agreed to let me use my own plumber. I called a well known local plumber. They came out and unclogged the lines. I had to pull my own toilet out so I didn't get hit with a $250 fee. They also found that there were cracks in my main line and my secondary line (Kitchen & Laundry) was broken all together.

The plumber agreed to call to get authorization to fix the lines. First American said it was too expensive and I had to wait over 2 weeks for their plumber to come back out. He came out on the 4th of July. He looked at the plumbing and said he would call me in a few days. He never called. After calling him for 3 days I finally called First American and complained. They didn't do anything about it. The next day I finally got a call for the plumber. He came out the next Sunday and fixed the plumbing. The day I had the lines unclogged, 3 weeks ago at this point, I paid the plumber and faxed the receipt to First American the very next day. It’s been over a month and I still have not received my reimbursement. I have called and waited so many time I am beyond furious with this company. I feel sorry for anyone who has paid for their services. As we speak, I have been on hold for over 45 minutes waiting for a supervisor to find out where my money is.

We bought a new home, and a home warranty from First American was included with the purchase. We have had 2 plumbing problems in the first year that we called them to fix. The first problem was in the winter. We had a hose bib break and was leaking. We put in a work order and a plumber came fairly quickly. I explained to the plumber what the problem was. I am pretty certain I also wrote in my work order what the problem was. The plumber came to our house for all of 5 to 10 minutes and then told us it wouldn't be covered. I feel someone could have told me this over the phone. We were charged $60 for this visit.

A few months later, I talked with someone at First American that said the claim was never denied and that a new work order would be submitted. We never heard from the plumber and ended up fixing it ourselves. I have had someone call to check if the work was done, but when I call back I am prompted to leave a message and nobody calls me back. What a waste of $60.

In the spring, we put in another work order for a clogged drain. The same plumbing company was sent out and again we were told this wouldn't be covered because there was no vent for them to go down. We charged another $60 for no work and told to call a rooter service. So $120 later with no work done and a refusal to refund any of the money, I am writing this review. I feel like I was ripped off and they could care less. Don't purchase a warranty from this company!

I am a renter. When I moved into the rental house I discovered the ac and the oven didn't work. I have to go through the rental company who then contacts First American. It took FA sending out 3 different companies to diagnose the problem (even though the 1st one already had). 19 days after moving in I finally got ac (I live in Florida). The last technician told me they hated working with FA because FA insists on doing the ordering of parts and invariably order the wrong part or size (which they did in my situation). Now day 48 and I'm still waiting on my oven. They sent out 2 different companies, one of them twice. The oven finally arrived today but could not be installed because it must be hardwired. So my new oven is sitting proud in my living room. Wonder how long I'll have to wait. Oh and at the same time I informed them of the ac and the oven, I also told them about the toilet that is not bolted down, actually missing a bolt. They sent a plumber about 6 days later but we never heard from him again. At first I thought all these problems were because of the rental company but evidently it wasn't. The only thing I hold them accountable about is not staying on top of the repairs even though I was making call after call to them.

ZERO STARS. DO NOT PURCHASE. We called every day, the wait times were 20 min to 3 hours. Most of the time it was 2 hour holds or call backs. We had both ACs go at the same time and had no air for almost 2 weeks. This issue WOULD NOT have been resolved (that's what they want, so there is no payout) without our wonderful real estate agent and Keller Williams getting involved. Our claim had been escalated to the so-called supervisor. She actually told me on the phone to fix it myself (again hoping there is no payout from them). I told her that will not happen. They pieced the whole job out so we had to have electrician, plumber, AC guy. I had my own AC friend look at who has been in business for years, and he said it was totally unnecessary to piece out, that his guys do it all and the elect and plumbing part was nothing but blow out pipe. We had at least 7 guys at 7 different times and some did not even show up. $1100 out of our pocket. In the end the job was done and has been okay for three weeks.

After a service call for a non working AC unit, First American Home sent a local dispatcher call or service request; this one would locate a technician in my area and schedule a visit to verify the unit and estimate the repairing cost within the same day. However if there wasn't a technician available in my area within that day, I had the option to call a professional AC technician to verify the unit and provide me with the estimate and repairing cost. First American Home called to inform me that unfortunately there wasn't a technician available for the same day and that I could call my own, which is what I did.

After getting an estimate for the repairing unit I contacted First American Home and the representative informed me that her supervisor thought the estimate was too high and now they need to send one of their technicians for an estimate. I never got an answer into why they thought the estimate was too high and never was informed that if they thought the estimate was too high they would need to send one of their technicians. So, in other words I had to contact a non expensive technician for them to approve it! I requested to ask to a manager and they transferred me to a VM that said that the manager works M-F 8am -5pm (This all happened on a Saturday).

Also, they claim they are available 24hrs/7 days a week and 365 days a year, but I wasted more than 3 hours on the phone just waiting for a representative to answer the phone. I think that is false advertisement, especially if they don't even have a manager on site to answer the customer’s questions/complaints. I wasted my entire day not only waiting for their call, but also waiting for the AC guy to identify what was going on with my AC unit and after that waiting to talk to a representative for 3hrs without a resolution. Now they want to send their technician and in the mean time I have no AC. I think this is a scam and something should be done about it. I am very disappointed in the home warranty purchased from First American Buyer and I thought that what I read online was all manipulated...Guess I was wrong! I'm a victim too.

By that time, I had someone to fix the problem out of my own pocket. On June 7, 2013, I placed a different service call concerning my garage door. The company called back and stated due to the weekend/OVERTIME, they will not be able to service my needs until Tuesday of the following week. Okay; my first thought was, I was unable to get my vehicles out of the garage. I looked in the Yellow Pages directory and found a contractor. I paid out of my pocket $225.00. First AM only sent me a refund for $125. Minus the $60 SERVICE fee, this left me with $65.00. But my point is, I had to pay for an emergency service call, which I was billed $225. First AM is not willing to refund to me the additional monies that were paid in the amount of $100.00. Bad company to deal with, with long wait time for a response from Contractors.

This guy then proceeded to tell that no, I can't use my own contractor and I asked why I was told I could. Then he retracted his statement and said yes. I could but it would have to be approved first. I asked what about the "Cash Out" option?? Well, they have to send their contractor first. First Am. (FA) refused to fix the clog in the plumbing line because I did not have a cleanout line. The sales person should have went over that plumbing condition with me prior to purchase of the contract because I have an older home. They tried to unclog the pipe through the kitchen line but could not. I called a plumber out and he diagnosed the clogged problem in 15 minutes and had the entire plumbing problem fixed in four hours. The plumber did not have to have a cleanout line to unclog the pipe. However, I did pay him to install a cleaning out line which runs in and out of the house.

I always have a problem with FA contractors. They have the contractor trained so well to look for ways not to fix or repair the problem because FA does not want to perform the work and pay for what I am paying them to do. I pay $828 a year. I am now looking for a respectable home warranty company, and I am going to report FA to the Attorney General's Office to investigate FA's business practices. Because they are really good at selling you their product, but do not explain the excluded or limitations of the contract at all before they start taking your money. Most homeowners do not even know what a cleanout line is, especially a woman homeowner. Had they explained this to me over three years ago, I might have installed a cleanout line or gone with a different company.

I think the California Department of Insurance and California Attorney General's Office needs to look at home warranty companies in California as a whole to protect the California consumer. In addition, California Consumer Affairs will be made aware of home warranty companies and look at their contracts and make sure the consumer understands the excluded coverage and limitations of the contract.

At 12:00 noon, I called First American because I had not received a call from the contractor. I was then informed that the contractor did not work weekends (First American must not pay the contractors very well because I have been able to find plumbers that would show up on Thanksgiving to fix a plugged sink). The very least they could have done was to tell me the contractor was not available on weekends so I didn't sit around waiting for a call from the contractor. As for not the contractor not working weekends, there are thousands of plumbers that work weekends. First American just doesn’t seem to work with any of them. Home Buyers Protection?

I had a similar problem with them years before with an air conditioning contractor in Florida that could not obtain a switch for the compressor that was available at a store a mile from my house. The cost of the switch was under $10, and I had to wait a week for the air conditioner to work. First American's service is still truly appalling. I write this with beads of sweat entering my eyes, so obviously I am in a foul mood. I have had multiple interactions with First American Home Warranty the past two months related to two issues.

Issue 1 was the Pool pump quit working. I called home warranty and submitted a claim. The pool company was assigned and came out 4 days later (after 2 days to contact me). The pool repairman came out on day 5 and was unable to resolve the issue and stated it was a bad timer and would be back the next day to repair. Despite 10 attempts at contacting the company over 10 days, no voice mails or emails were returned; the voice mail was oftentimes full and they only called back two days after I escalated with First American. The pool guy was back out 11 days later to fix timer (note that 15 days have elapsed and my pool is green with mosquitoes breeding in it). The pool guys said that it's not the timer and that I need an electrician. I called home warranty and have an electrician assigned. Electrician came out 4 days later and said it is not covered but he would be happy to do it for $700 (note that the pool is now very green and it has been 19 days since the initial request). I opted to have my own electrician do it for 40% of the cost and then had to pay another $100 to remediate the algae situation.

Issue 2 was the Air Conditioner. The AC went out and the maintenance guy the home warranty sent out said it is fine but sold me $150 acid wash for the condenser to keep it from shutting off again. The AC went out 30 minutes after the guy left and he would not come back. The company made me submit a new ticket. After the new ticket was submitted, a guy came out 2 days later (meanwhile, the highs in Dallas were in the upper 90s). The guy did a bandage fix and I am now without AC for the third time this month. I am currently waiting on the repairman to come tomorrow evening. It is 92 in my house.

First American is a low-end service that is inconvenient and does not fix problems. They just find a way around it due to their ridiculous, horrible "process". Buyer beware. Go with another company and DON'T waste your money.

The next day, another technician came and said that the unit is frozen and that was not the right temperature to have the unit on. So he decided to come the next day. At this point, we have had 3 days without AC in June in Houston, TX (88F). On 6/13/2013, they never showed up. We called them and they said they are not going to show up until the next day!! They showed up the next day unexpectedly and, of course, we were not home. Now, I have to wait until Monday!! It has been a whole week without AC plus now it's the weekend. While this is happening, I am trying to get hold of First American and their waiting time on the phone is of 1 and 1/2 hours to 2 hours! I am canceling my service with this company and I strongly recommend NEVER using their services.

On Sunday morning, 6/2/13, we called in with an emergency toilet blockage of both upstairs toilets. Called FAHW and they said they would get a plumber to us as soon as possible. When we got home from church at 1PM, sewage was leaking through our ceiling making it about it cave in. We called FAHW again and they authorized us to find our own plumber and they would cover the diagnosis. We found our own plumber in 15 minutes, who is out within the hour. He cleared the stoppage and diagnosed the problem. I spent Monday, 6/3/13, waiting for FAHW to review the submitted invoice. By 4PM they decided that they won't cover it with that company, but will send out their own company to make the repairs. That company calls to schedule an appointment between 9-2 on 6/3/13.

They arrived a little after two on 6/4/13. They walked in the house, shone a flashlight into our exposed ceiling and walked out the door. No explanation. I caught the plumber and made him wait to talk to an FAHW representative. Not sure what they discussed, but the plumber still ended up leaving without an attempt to make any repairs. Spent the next THREE, yes 3, hours on the phone with FAHW going back and forth about them fixing the problem today. They finally said that we are back at square one because they didn't like invoice #1 and invoice #2 wasn't specific enough. Promised to send out ANOTHER plumber the same evening to diagnose and repair. We are now at 8:03PM of said evening with no call from FAHW and no plumber in sight. Now we are going on day 4 with no resolution.

I listened to about 20 minutes of it while on hold for a supervisor of this company. It says you can stop worrying about all high cost repairs by getting this insurance. All you need to do is pay a one time $60 service fee (which we paid). Now here I am, stuck, ripped off by a company that was recommended to me as being very good. Of course, there is something in the contract about uncovered costs, which I am sure will keep them from having to pay for my repair. Since I am not an A/C repair expert, I don't even understand it. I had a washing machine that was repaired 3 times by FAHBP. The last company told them they were unable to find the part. The contractor told that FAHBP told them they should find the part regardless of how long it took. I was out of the washing machine and dryer for greater than 4 weeks. Immediately after the dryer was "fixed", there was no light in it. The washing machine did not express the water out properly from the clothes after the rinse cycle; basically the clothes had too much water in it after the rinse cycle. I called them (a person from their resolution department) immediately and reported this. He denied knowing about it. They sent another person out for a second opinion who tried to sell me a maintenance agreement on appliances from his private company.

When I threw him out of my house, he threatened me, posture towards me and put his hands in his pocket. I was so afraid because I did not know what was coming out of his pocket when he took his hand out, whether it was going to be a "gun or a knife". I was deathly afraid in my home. I called FAHBP and reported the incident. I must have spoken to a least 10 different people who kept on passing me on to different people. They had little concern for my safety. Once again, I finally was connected to the "Resolution Department" where the so-called person who is handling my case told me that the contractor said he found nothing wrong with the appliances. I asked rep, "Where are the pictures?" He stated, "What pictures?" I said, "The contractor took pictures of the burnt bulb in the dryer and a very wet towel." His response was, "The report is incomplete."

What a burning shame and disgrace! Why would he give me the result of a work order if he did not have the conclusion? Every month, without hesitation, they take money out for payment; I even pay a higher premium for an upgrade. This is fraud. This company needs to be prosecuted and held accountable for their action. Mr. ** has not returned my call. I have asked to speak to CEO/president and his supervisor of this company without success. The state of California needs to put them out of business. I also complained about my refrigerator and they refused to fix it.

You are better off saving the amount of money you'd pay them each month and finding a good handyman. Plus, they are using ESL phone bank people who frustratingly fail to adequately understand your repair problems. And wait time is 20 minutes minimum to report a problem or answer a question. When I did talk to someone, they were not really helpful because they held my service request for about 2 days. I called back and reminded them that I called for this service. I called and spoke with a supervisor today because Comfort Air said they had to call them and give them the information concerning their service call and when they receive that, they, First American, would order the part. They also told me that I would have to call First American if I wanted to know what was going on with my claim. As of this date, 5/21/2013, I just got off the phone with a customer service supervisor who appeared as though she gets these kinds of calls all the time and she told me that she did not know when my air conditioner would be fixed. We have had technicians come and charge Freon, replaced the condenser last year, and we have had them say nothing was wrong with our heat this past winter; however, we had to keep it on emergency heat even with the temp outside of 40. We turned on our air during hot spells, end of April, and it was blowing warm air. Tech came out and said there were leaks inside and outside the units; it needed to be replaced.

It has been 5 weeks and it is still not replaced. The heating/air contractor is just waiting for First American to purchase the equipment and let them know where to pick it up. For some reason, it is taking them all this time to locate the compressor part of the unit. Why does this not all come together? Now I find out today when I called that all the equipment is purchased and the contractor has been told where to pick it up. So all I know is it was from the Lennox dealer. Finally, we are going to get the unit installed next week. I just can't understand why it took that long to locate the equipment. We are beyond frustrated with this warranty company and would not recommend them to my worst enemy.

We purchased a home in March 2013. Along with the purchase was a home protection warranty. We upgraded the warranty due to the house being of 1976 vintage. The First American Home Buyers Protection Warranty states it covers "all appliances no matter on age or model", "no prior service records needed", "items are covered even without prior routine maintenance."

Our furnace went out 3 weeks after being in the home. It went out in March and it is winter (22 degrees outside). This happened on a Saturday morning. I called First American and was told they would have their contractor out the next business day. That would have been Monday and that wouldn't work because it was 56 degrees in the house and I have a family with small children. So this doesn't get too lengthy... We were approved for an outside contractor to provide diagnosis. They did and shut the furnace down due to a cracked heat exchanger. I went through three different proposals, including the First American contractor. They dragged this out over two weeks and we were heating with portable heaters. I finally had enough after dealing with multiple people giving me different directions. I chose one of the contractors that produced a proposal and had the work done due to needing heat in the winter. I received approval from the company one day after I had the work started. The problem being is that they approved their contractor and that would have taken another week due to parts needing to be ordered. I had a new system in that same day with the company we chose.

Now that the work has been done, First American requested copies of my home inspection report. They have denied based on my inspector stating that the furnace needed to be serviced by a licensed technician due to no service records. This is a normal response from a home inspector when no service records are provided. First American is claiming the furnace was not in good, safe working order at the time of contract purchase. I have letters stating the furnace worked from the home inspector and both Realtors. Nowhere in the contract does it state that the consumer has to provide inspection reports. I did this in good faith and to show I was not trying to pull one over on them. Nowhere in the contract does it state that the appliances are to be serviced, or inspected by licensed technicians. The frustration and story get even longer, but now it's on principle.

First American will find any loophole they can to not pay out. First American will not provide service in a timely manner. First American treats its consumers like they don't care. They have great advertising and promise peace of mind, but that is far from the truth. This ordeal has been a nightmare and I have little to no faith in any warranty anymore. Do not buy from this company. Do not fall for the peace of mind false advertising. Stay far away from First American. I have used the Better Business Bureau and now will contact the Attorney General. If anyone has any other dealings or suggestions, please let me know. If you want more information on my story, please contact me. It's too long and frustrating to type here.

Again... Stay away from First American Home Buyers Protection. They will gladly take your money but will find ways out of actually providing service.

Every time they came out, the technicians would walk around for about 5 minutes, do nothing and charge $60.00. The most that they have done is run a snake in the clean out. After arguing with them that it is not what they claim (sprinklers, toilets, grout/caulking), I hired a true professional company. On their first visit, they found the major problem: broken sewer line.

To this day First American is refusing to pay for the additional damages I have suffered due to the negligence of the so-called professionals that they sent to my home. The only service they do give is lip service. They would rather argue with you than help you. As a PAYING customer, I will not allow this. Because they refused to send a properly trained technician, or do a better inspection, I have suffered a lot of water damage because of this broken line. And they still argue that it was the sprinklers, toilets, grout/caulking. Unreal. Now I have over $5000.00 worth of damage to my carpet, hardwood flooring, walls and cabinets, all because they misdiagnosed the problem. And they are refusing to pay.

This company is pathetic in its tactics and practices. They specialize in dishonesty, coercion, bullying, avoidance, lies, ignorance, rudeness and every other thing they can think of to avoid paying a claim. I do not recommend them to anyone. If you buy a warranty from First American Warranty, be prepared to get ripped off. They are masters in the art of screwing their customers. I filed a claim on Thursday for a pool pump motor that stopped working. They put me in touch with a pool contractor who said he would be out on Friday to fix it. He called on Friday to say he couldn't make it until Monday. On Monday, he didn't show. On Tuesday, I spoke to him, and he said he could come on Wednesday, but he would not be installing a new motor but a repaired motor.

I called First American, and they said in so many words, "Tuff, we don't have a replacement that’s new. We only replace with a working motor." That’s not acceptable! I had already spoken to my regular pool service company, and they had new motors in stock and could replace it the same day. Frustrated with the lack of cooperation from First American, I called my realtor from whom we purchased the house through, and she, in turn, contacted a local representative for First American. Within an hour, I received a call from First American indicating they would cover the cost of the repair, and I could have my pool service installed with a new motor.

I have filed two additional claims since. Each time, First American has tried to get out from under paying for the repairs despite the fact they were without question covered by my policy. The claim process was difficult at best, frustrating and disappointing in that First American deliberately tried to find loopholes to get around paying a dime for the repairs. One was finally resolved after 6 emails, more than 10 phone calls, and 5 different customer service representatives being involved. One of the two claims is still pending, and my coverage is about to expire. They already know I won't be renewing my coverage so I'm certain they will drag their feet until my coverage expires then tell me, "Sorry, we can't complete this claim because your coverage has expired."

After few weeks of calls, I was told that the oven was not repairable as the manufacturer does not make the panel anymore. They then offered me a replacement oven, which did not match the dimensions. As it's a wall oven, sitting inside the cabinetry, this oven would not work, without significant reconfiguration of the cabinetry.

I was told that they were not obligated to match the dimensions. Bottom line is that all they really want is your money. Once you are locked in, you have no choice. I recently moved due to a job transfer and subsequently, I had to rent out my condo. I bought this warranty in hopes of mitigating a huge problem for the new tenants when I lived nearly 63 miles away. Within the first week, the tenant said she had a problem with the leaky bathroom sink. My first thought was great; I have a warranty, and so I initiated a claim. My condo is in Woodbridge, VA and upon further research of the contractors FAHB was going to send, I ascertained that this plumbing company was a small shop operating out of Virginia Beach, VA which is 3 plus hours away!

I thought to myself, this is odd for them not to have a service contractor in the local area, but, oh well. The plumber came, looked at the problem and before contacting me by phone, he called the warranty company and informed them there were missing gaskets?! Well, I know gaskets just don't get up and walk away in the middle of the night, so I found that extremely hard to believe especially when the sink was working fine the week prior. He told me that FAHB would deny the claim because of missing parts. He would fix it for $175!

What he needed was a pop up tube that directly sat underneath the drain spout of the sink which cost no more than 5-10 bucks at a hardware store. I was angry at that point, but I had no other choice but to pay the service fee. A few weeks later, FAHB sent me a $60 bill for the warranty claim. Even though FAHB never paid any money to the contractor for the warranty claim, they are still asking for a payment of $60. Quite frankly, I was floored by the insult upon injury.

This is not a good business practice by anyone in any industry. I have refused to pay this fee and told them I am canceling my contract. Luckily for me, my cousin is an attorney and I will fight them head on in court over this which honestly is not even worth my time. Only now, my pride is involved. People need to take a more proactive approach against tyrannical companies such as this. If profits are all they are concerned about, then by no means do they need to get my business. I recommend that everyone find a local handyman that they can trust and have him on call for any and all things. That's what I will do going forward.

First American Warranty (FAW) lies! I got them because I bought a new home in December 2012. By January 2013, my hot water heater was making loud banging noises as a result of sediment. The noises could easily be heard by neighbors. FAW contract states (limits of liability #2 and #3) that they will basically repair or replace an item based on "normal wear and tear." So FAW sent out 2 plumbers who said the sediment noise was caused by build up of sediment over time (normal wear and tear right?) and both plumbers said it could not be repaired. FAW then said they won't replace an item that has not been maintained properly (limits of liability #13). I just bought the house. How do you even maintain a water heater properly that sediment does not build up over time?

So here is the skinny; FAW will fix your small problems. If you have a major problem (which is why you get them in the first place), they will try to use #2 and #3 Limits of Liability. If that fails, they fall back on telling you it wasn't maintained properly and they are not liable to repair or replace something that wasn't working properly. FAW is a scam using complex wording that tries to confuse people into believing everything is okay. If I take them to court, I will win, but should I really have to go through that? Did it happen to you?

Perhaps it's First American's standard that following placement of a work order that it's acceptable for a customer to not have hot water for not 2 days, but potentially 4 days! Work order was placed Thursday on leaking water heater and no hot water in the house. There was no call from the plumber on Friday until I called him. He said he didn't receive a work order and couldn't get to me until maybe Saturday or Sunday. Today (Saturday), I'm told it’s Monday. And if a water heater has to be ordered (since he can't just pick one up from a supply house - First American has to place the order), it will be an additional 1 to 2 days. To add fuel to the fire, I even verified my water heater is under warranty, but if I don't want to pay the labor, I have to go through your inept personnel and process.

Needless to say, if I want hot water today, I get to pay out-of-pocket $460 for labor since the tank is still under warranty. Thanks for your urgency First American. If you would have dealt with this and scheduled a plumber to arrive at my house Friday like they should have, I should only be coming out-of-pocket $60 to have a water heater installed Saturday. And thanks to your flippant customer rep., I had to inform him after confirming with local plumbers that the supply houses in Phoenix are open on Saturday until noon, so yes, I should've had a new water heater today, Saturday, since it could have been ordered Friday! First American billed us $60 and when we disputed, they threatened us with collections. Most recently, the drainpipe in the bathtub was clearly leaking from the joint. We called once again and they sent out another plumber in an unmarked van who claimed he did not have the part needed to make repair. Later that day, a rep called saying that they would not cover because there were parts missing. To top everything off, I was informed by a supervisor the last time that I would not be charged a service fee as this is the 4th time for the same issue, and I just received an invoice from the Home Warranty Company saying that I had to pay or they wouldn't come out again until I did.

Shady business - keep things broken so the insurance company & consumer (in this case, a single mother with limited resources) has to keep paying.

He told us that it was covered under our home warranty and to “give them a call and tell them that you never got paperwork”. I got a busy signal and sent an email telling them what happened. I was told there is nothing they could do and we did not follow the rules. They don't care if we got paperwork or not. We had to call first.

I called First American and they sent a repairman out in three days (not a crises this time). He called one half hour from the house, but never showed and never called to cancel. They rescheduled on Monday (two days later) and the repairman showed, but could not do anything because the repair order was not correct. Two days later, he does show with the proper paperwork, but now needs to order parts, two weeks delay and one month before he can get back to repair. First American offered to give a cash back, $19.81 on a $250 repair. These guys are crooks, incompetent or both.

With a clever plan they called feature-for-feature, I have learned the following: When I asked for the appliance to be energy-efficient, I was denied. My unit came out 10 years before energy-efficient appliances came on the market (no feature to match). They don't match quality, so the appliances offered being from the bottom tier have terrible reviews/consumer complaints. When I mentioned this, I was advised that they do not consider them.

When I asked for appliances to be the same color, I was advised to take it up with vendor and I could pay the difference. When I mentioned I was unsure if the appliances offered fit in the allotted space, I was advised that they made no guarantees the item would fit and I would have to pay to make the necessary adjustments myself. All the while listening to the recorded message, assuring me they were bringing service, value and integrity to the table.

These guys will take your money but won't pay for expensive repairs. What's the point of paying for a warranty if you're not actually covered when something costly comes up? They have loopholes and ways of backing out of any responsibility. They are absolute scammers. We added our AC unit to our warranty plan because we had been having problems with it the previous summer. The rep we talked to on the phone said, "Is your unit currently working?" It was working so we said yes. Was it working great? No, but that's not what they asked. We added the coverage and then about a month later, we started using the air conditioning. After a few days of having the AC running, the lights in the house dimmed and the AC went out. Thank heavens, we added it to our warranty plan!

Now they will cover the cost to repair it! Or so we thought. The contractor they sent over told us that we needed a brand new unit outside and that the unit had not been working when we added it to our warranty plan so it would not be covered. This infuriated us. It was absolutely working when we added it. We called American Home Warranty to appeal the decision. They said they would reconsider it if we got a written second opinion. We called another company to come out and assess our unit. We asked him if there was any way to prove whether or not the unit was working prior to the date we added coverage. He wrote a statement saying that there was absolutely no way to prove whether or not the unit was working or not. He also said that he knows from experience that the guys that are contracted out by American Home Warranty are incentivized to give reports like this because the contractor will make more money with less work if they just make up a reason the unit cannot be covered.

Trust me, we understood that the situation was less than ideal for the warranty company. If they are not trusting in the fact that a unit works, or is worth covering, then they need to change their policies. Perhaps they could have one of their reps come to the house and assess the working condition of what is being requested for coverage. We did not hide the fact that the unit did not work well but they weren't interested in that. The bottom line is that they were so quick to take our money because they knew that they could back out of paying for any repairs. This is dishonest and pretty disgusting. I wish I had read reviews on this company before we gave them our money.

First American Home Warranty is all about providing customer "service" while not actually servicing your home. It's easy to reach an actual claims rep (after you muddle through their phone menu), but it's darn near impossible to get them to actually service your property in a timely/quality fashion. We've had the plan for the last 6 years and have only been able to get them to do minor fixes (garbage disposal that I could have switched out myself for only a bit more than the service call deductible and a button replacement on a dishwasher). Even these minor fixes were done by unprofessional contractors with low quality parts (the broken garbage disposal was an expensive model that was replaced with an underpowered discount one).

Any major repair and they've figured out a "loophole" in their contract to get them out of responsibility of repairing a covered system. They're betting that it's going to take more time/money to retain a lawyer to go after them than it is to actually repair what needs to be repaired, so you won't bother. I'm sick and tired of dealing with them and this is the last year we have a contract with them. Don't use their services. Save the money that you'd pay into their premiums and you'll have the money to spend when you need to do repairs. They're in the business of making money by denying claims.

Customer service, well that is something that you will not be provided with when you use First American Home Buyers Protection. Another thing you will not receive is a prompt response to a service call. I would strongly recommend anyone who is considering a home warranty policy to consider doing business with any other home warranty company.

To explain the poor service in detail would take too long, so I will just provide a brief summary. Parts of the garage door broke. I contacted First American. I was told to wait at the house from 1-5 the following day. No one ever showed up to service the garage. I called First American again that evening. I was informed that an "error' had been made and that someone would be out the next day, again between 1-5.

The next day, someone showed up to fix the garage door. Unfortunately, they did not send the correct technician even though the problem had been described in detail now on two occasions. A second group of technicians were dispatched (thank you, Sears). I was told that I would need to pay an additional $60. After speaking with a supervisor from First American, I was told that the additional $60 was not required. The technicians were able to make some repairs to the garage door. However, they needed to come back the next day. I was left with a bill for $300.

I contacted First American who informed me that I would need to contact Sears to find out why I was being billed. One would think that the home warranty company would be able to provide me with this information on covered services. In any event, I called Sears. Sears informed me that the problem would need to be addressed to First American. After talking to First American, I was once again redirected to Sears and told to call back the next day once a work order had been received.

The next day (three days after the service call), I was waiting for the technician. I contacted Sears who had no information about the work order and told me that no technician would be dispatched to my residence until First American sent a new work order. I was also told that I would have to pay $60 more when the technicians arrived. After 30 minutes on the phone with Sears, I contacted First American. I spoke with a technician who did not have a service order and could not tell me whether the service that I was told would take place that day would be covered by the contract.

I was then transferred to a supervisor who was unable to provide me any meaningful information. He placed me on hold and contacted Sears. When he got back on the phone, he told me that I was wrong and that another company was coming to my house, but that I needed to call them. Apparently, the technician had told me that I need to call this company. Confused, to say the least, I inquired as to what company and when they would be coming. He named the company and I told him that I was never informed of that fact.

After sometime had passed, I asked him whether it was the first technician that had come to the house or the second technician. He, of course, did not know that two technicians had come to the house. I again asked him why the individuals from Sears were not going to be at my house between 1-5 like they said. The supervisor told me that Sears had no order and would not be at my house until Monday (it was Thursday). I asked him if the individuals from Sears would be back to pick up the tools they left today to hold the garage door in place. Again, he did not have an answer for this.

Hopefully the garage door will be fixed by Monday and that I will not have to pay for the additional service. Regardless, I am cancelling service with this company. The service that they provide is a joke and if anything breaks at your house that would cost more than $100, the company will likely claim it is not covered or that it is secondary damage. Be careful when you read the limits of liability section as the company does not cover "modifications." I was told by the supervisor that "modifications" means that if you have an appliance that is old and the part is no longer available, that it is not covered. That seems odd since the company prides itself on "regardless of age, make or model."

Whatever you do, do not use this company. You will receive horrible customer service from the moment you place a service call until you have to fork out additional money to cover the service that may or may not be provided.

Refusing To Replace Broken DANGEROUS Pool Heater: We purchased our home for one reason - the heated therapy pool which was needed for medical problems. On May 21, 2012, we requested service as our pool heater would not light (we did buy the "special" pool coverage). The tech came out and we showed him the rusted old bucket and shared with him our concern of it being dangerous. He said that it was a mess but that he would not be replacing it as long as he could "piece it together", because he was not about to pay $2,000 out of his pocket due to the "crappy" agreement he had with First American. He got the pilot lit and left.

The next morning, our pool was 125 degrees so I called them back. He now said the thermostat needed replacing. We had removed the top of the unit and cleaned it as per his request. The inside was nothing but rust and crumbled at the slightest touch. It appeared that some sort of "plate" had been in there at one time but had crumbled to dust. We showed him this and he said there was no problem. He told us it would take 2 weeks for the new thermostat.

Three weeks later, he came with "the wrong part." He said he had to reorder. I was upset now. I needed the pool so he "hot-wired" the unit by bypassing the broken thermostat and told me to just keep relighting the pilot by hand. This worked for about a week. I was on my hands and knees in the mud daily with a lighter in hand under this rusted unit - terrified each time. I am now calling First American.

More weeks go by and here comes the second thermostat. It worked one day and the pilot went out. Now, we are furious. As we have said from day one, this rust bucket appeared to us to be so old and damaged that we were not surprised that "piecing it together would never work." I am now calling every day. Finally, over 2 months now without my pool, First American sends out another company for a second opinion. This person looks at the heater and says it is a fire hazard and should be unplugged and red-tagged. He states that it has no firewall at all and is very, very dangerous. He even refused to work on it with his license.

Now, we are enraged that our home and lives have been in danger! He sent them a full report. We again called First American. They had "a meeting" and told me that it was decided that the heater would be replaced. I was "assured" there would be no more work on this unit and once they had the bids for the job, it would be done. Two weeks later, I received a call from the original pool company, who wants to know when they can come out to "work on our heater." I called First American and was informed that they would not be replacing the heater but will continue to fix it - even though they admitted to being told by the second opinion that it was a fire hazard. I reminded them that this is not some pool in the middle of a yard but an indoor pool attached to our home. The heater is 2 feet away from the wall of our home and the 750-gallon propane tank is 4 to 6 feet from the heater and the wall of our home.

The response is that they are not responsible for having the unit "up to code" and the fact that it was a fire hazard was not covered under our warranty. They would continue to "piece it together. Even though the second opinion made it clear that without the firewall and top plate, the pilot light would never stay lit, First American is ordering another pilot light part. We are horrified and confused.

It is now 3 months - no pool and still waiting for "another" part, even though this warranty company has been told by a second opinion that they hired that this unit is dangerous and a fire hazard. They insisted that they are going to "fix it" some more. We are so angry that I am going to write complaints to every Web site I can find. I am going to the BBB, the Florida Office of Insurance Regulations and our local newspaper. And if we could find an attorney who could help us, we would.

The contractor finally showed up around 3PM, only to inform me that it was an electrical problem and after collecting his $60 service fee, told me I had to contact an electrician. I telephoned First American back and they said they would dispatch an electrician the following day and he too would be here between 9 and 11AM. Not wanting to miss another day at work sitting at home waiting for someone all day, I went to work on Friday and the electrician didn't even bother to call me until after I called First American three times throughout the day.

The electrician finally showed up at 5:30PM and after collecting his $60 service fee, proceeded to tell me that it was a bad fuse in the fuse box that I would have to replace myself, as he does not work on fuse boxes. He then informed me, once I asked him why he didn't, that First American only pays $1,100 to replace a bad fuse box and he gets $1,500 from everyone else. What? Now I'm stuck with an old fuse box that needs to be replaced as the fuse for the A/C keeps blowing no matter how many I replace (to date, I've replaced 9!). First American will not refund this $60 service fee nor will they dispatch another electrician to do the job!

I have not been taking hot water for four days now and counting. I contacted First American on Wednesday, July 18th to get someone out to fix my hot water heater, since the pilot light didn't light. They asked me if the hot water heater was a Kenmore, and I said no. I have a GE (Rheem) hot water heater through Home Depot. The First American dispatched a contractor to my home, who of course collected the $60 service fee. The contractor took one look at the heater and said that he was not an authorized technician of GE. He said that he would contact another contractor. I still have not heard from the contractor or First American.

I called First American and after holding for 50 minutes, they authorized me to get my own contractor and gave me a limit of $125. Have you ever tried to get a contractor to your place for $125 (and First American would not authorize the service call charge)? I have been with First American for over 10 years, and I never miss a payment. They are good for non-emergency stuff, but not too responsive to what you might consider an emergency. My hot water heater is only four years old. But given the option of an extended stay in a hotel, it will be cheaper for me to go buy another heater at this point. After 4 days without hot water, the situation is becoming intolerable!

On July 4, 2012, I called for service with North Star Mechanical. On July 5, I called them to set a time to come out. I told that the water was backing up all over the floor; the carpet was getting all wet. The lady told me that she had called my job and someone told her that I could not come to the phone right then. The lady told me that she took me off the list. I called her back within 30 minutes, asked her if she would put me back on the list. She said no but she could put me for the next day. I said, "Okay, but I need service today." She said, "Tomorrow, between 11 and 2 pm and they would call before coming." They never called. I got off from work at 2:30 pm. This was on July 6.

About 3:40 pm, I called back, talked to the lady. I asked her why no one came to my house or called. She said that the service man was still servicing someone but "He will be coming to your house around 5:00 pm." So I waited. At 6:30 pm, I called back. I talked to this guy, told him what was going on. He said that he was going to call the company to see what was going on and he put me on hold. When he came back to the phone, he told me that he had talked to them that they were still coming out. I waited; they did not show up. On July 7, about 7:51 am, the lady called and said that someone would be coming out. I asked, "When? Because I have an appointment. I've been waiting 3 or 4 days for this. What time? I would be back home about 2:30 or 3:00 pm." So I made it back home at 2:20 pm. I tried to call them but the service came on saying that they close at 12:00. On July 7, I called you back to let you know what was still going on, so the guy I talked to said that he would find me another A/C company.

The other company he gave said that they would call me to set an appointment but they never called me that day. So on July 9, I called this company to see why they did not call me. The guy I talked to on the phone said he could not get me because "you all gave them the wrong number." He said it was my work number. You all know my home number. I don't work on weekends. When I made this call, I was at home and I gave you all my home number so the a/c man said that he could not get me but he told that they came by the house on Sunday around 7:15 pm. That's not true because I was home all day. Why didn't he get out and ring the door bell? No one comes out without talking to someone. As of now, no one has come. The water has damaged my floor. Someone needs to have this repaired. I've been with First American for 17 years, never missed a payment, in very good standing. What more could you ask for? Thanks.

I bought a home 6 months ago and bought a home warranty policy through First American. A few months ago, my electricity went out. I called First American and they could not get someone out until over 24 hours later. I have children and cannot go that long without electricity. I was forced to call an electrician and pay the $325 bill on my own. Now today, I had a major water leak and had to shut off the water to my home. Same thing. I was told they cannot get someone out until over 24 hours later. This policy was a waste of money. Both these events were emergencies. You cannot live in your home without water and power. This is not just my oven breaking down. I am never using this company again.

I have had multiple issues with plumbing and central air conditioner/heater. The vendors that are contracted with First American are just as incompetent as First American. This company is a monopoly. You have to use their vendors that have just as bad a warranty as First American, 30 days. A loaf bread has a better warranty.

I've recently remodeled my kitchen with new Samsung appliances. Shortly after, I switched to the First American Home Buyers Protection Co. Big mistake as last week, my dishwasher malfunctioned, leaked water and the electronic board messed up. After I filed my claim, I got denied because the reason was that according to them, whoever installed my dishwasher got the water connector (made by grass) cracked. I've used my dishwasher almost daily for the past 2 months without any problem. I thought I got it covered by buying home warranty. I guess not.

I think a class action suit needs to be filed against First American Home Buyers Protection Corporation. Maybe then they will honor their warranty! They take the policy amount, the service fee, provide terrible service and cause so much needless stress that as a consumer, I just want them out of my life. I will gladly purchase a new appliance as to not deal with the unprofessional and untrained staff they have. The unresolved issue continues.

In late January and early February, my AC began running more and more and cooling less and less. I contacted my American First and they sent out HousePro to fix it. At that time, they found the unit to be 3lbs low on refrigerant (the unit is a 4 ton so it should hold 8lbs). The unit worked fine until 3 weeks later and it did the same thing. HousePro came out and the unit seemed to work when they left. Once again, the unit seemed to work fine, till two weeks later. At this time, 4 weeks later, the unit again kept running and failed to cool. They returned, stated they needed to order parts and came back 3 days later to repair it. Now 5 weeks later, the same thing is happening.

When I called HousePro, they stated that it was out of the 30-day window and I would need a new work order from American First. I now have been without a working AC for 6 days while trying to deal with American. They stated I would need to have my own AC tech come out and verify the problem. I contacted John Moore and they sent out certified tech Keith **. Mr. ** stated there was a leak and performed an electronic leak check. The leak was in two places on the coil and it was obvious to Mr. ** that this was the original problem.

I faxed the info to American First then followed up with a call. They stated they did not receive the fax, to fax it again and it would be 48 hours till it goes through their system. I have a 71-year old mother living with me who is going through chemo. It is not acceptable to wait three to four days for a resolution when the problem has been ongoing for four months. I'm having to call a third party to fix it.

I filed a claim to have my home warranty company dispatch a competent contractor to fix my broken AC unit. However, what I got was a very unprofessional contractor with no customer service skills, along with 10 different service reps from the warranty company half telling me everything is covered at 100%. I could have a different contractor come out and the other half saying I would have to pay $860 out of pocket expenses and I would have to keep the same contractor. I don't know what information to believe and what to do. All the while, this will be going on 3 weeks. Now, without AC in 90 degree weather, with a 9 month old infant at home who has asthma, this is very unfortunate and I am so upset.

I received nothing but the run-around with this company! They do everything they can to deny a claim. They have many tactics to tire customers. They pass you off to someone new every time you call; there are many different departments and many supervisors in each department. They all cover each other's back. They say they will call back, but never do. They say they need more information, but then when they get it, they need something else. What a scam! Tell everyone you know that this is a big consumer scam and to save their money. Tell your realtors to find another provider. Tell your friends to use someone else. Stay away from FA!

We have had this home warranty coverage since October of 2009. I have paid our monthly renewal loyally and this is not a value. We have had 4 incidents in 3 years. Only 1 was covered and I still had to pay a $60 service fee. My bathrooms backed up and I was told that snaking the pipes wasn't covered if it exceeded 3 yards beyond my property. My water heater gave out and it wasn't covered. The shut off valve on the back bathroom wasn't working and it wasn't covered for replacement. The only item that was covered was some sort of sensor for my central heat/air, which I can't imagine would have been more than $100 if I had paid out of pocket. The designer of the insurance has worked it out perfectly to avoid high-dollar regular maintenance items (such as backed up toilets, which you would think would be covered). I wouldn't recommend this to anyone. It is a waste of money.

On Friday, May 18, 2012, we e-mailed First American about a crack from top to bottom in our oven door. I asked if this was covered under the warranty. No reply to this question but a service request to Sears for someone to come out and the fee would be $60. The technician with Sears called before coming and told me this was not covered under the warranty. I don't appreciate them placing a bogus service order just for me to pay the $60 fee. If this is typical of First American, what is the use of having a warranty?

This is about my garage door opener that I just found out that it's not up to safety code; therefore, it's not covered. This is a routine answer I get all the time from the technicians. At the time I bought the property in early March 2002, it came with the home warranty plan. I continued paying for it but every time I had an issue either with plumbing or electrical, I got the same answer. I'm frustrated and very dissatisfied with this company. Therefore, I would like to drop my membership effective immediately. I will notify my bank to stop the monthly payment. Also one more thing, per suggestion of your rep, I went online to the site cancellationsupport@firstam.com and found no link to a cancellation!

On May 13th, they withdrew money from my account anyways and told me that they did not receive fax, but I had spoken to a person named Gani and then faxed a cancellation.
