    We are very disappointed to have never received a response to this below email or any of our numerous phone calls. Furthermore, I cannot believe that now more than two months after submitting this claim we are still without any air conditioning. The latest contractor (2nd opinion contractor) sent out to evaluate the unit has now informed me that they need to come back out to the house for further diagnosing. I have been more than patient in dealing with this claim, however have reached my limit. I don't understand why there have been so many delays. My husband and I have been our own ambassadors without any initiative in following-up etc. on the part of First American. We all know the furnace has been recalled and cannot legally be touched. I have an email from FAW confirming a new furnace was ordered, 18 August 2014. If I do not have a response from the contractor to schedule the replacement of this item we will be forced to seek legal action.

    I have a home warranty with First American. I have had three service requests and I have had an issue with each one.

    1. On the first request, I had an issue with my stove top. I was assigned Farley's Fast Rite. They called me while I was at work and wanted to go out. I said that was ok because I had someone at my home that could let them in. They asked if they would be able to get the service fee in cash or check. I explained that I was at work and could pay with credit card. The company was unable to accept a credit card and refused to go out. I called First American service center and tried to make payment and the call center rep refused to take the payment before the contractor went out. So in essence I was at a standstill. Contractor would not go out before credit card payment was made and call center would not accept payment. I had to request a different contractor.

    2. My next service call was for HVAC. I put in the request on a Saturday so I naturally did not expect a call back until Monday at earliest. This request was assigned to Kidd Heating and Air. By Tuesday evening, I still had not heard from the contractor. Again I called the call center. First American call center contacted the contractor who lied like they called me and left message but I had not called them back. This was not true. I had not received any calls, had no voicemails, and no miss calls from this company. I requested to have another contractor assigned as I needed this issue resolved because my ceiling was leaking and I was trying to avoid other costly repairs.

    3. My third service request was for my garage door. I open the request on 09/16/2014. It is now 09/22/2014 and I have yet to hear from the contractor. I am currently, as I type this complaint, on hold with First American call center waiting on a supervisor because this is absolutely ridiculous. I am paying a service fee for each request and I can't get quality service. I don't know who picks the service contractors but they suck. I can't cancel this warranty because it was purchased by the person who sold me my home but you can best believe I will not renew.

    I have been a customer of First American Home Buyers Protection since 1997. Submitting a claim to First American was very easy. You submit your claim over the phone, and within a 24-hour period, if you have not gotten called by the company that they’ve contracted the work to, you can either call the contractor directly or you can call First American back and say you’re not satisfied with the service because the contractor was not getting back to you.

    I have never been dissatisfied with the contractor that they have contracted with. There have been a couple that they were just satisfactory, but there were a couple that I actually took their business cards with the intent that if I ever had another problem in that area, I would ask First American, “Can that company be contracted because they did such a great job last time?”

    Their fees are reasonable. At the point where I originally contracted with First American with my townhouse, I was a single parent with elementary school age children and no male in the house to be able to repair things. So it gave me huge amount of confidence that anything that went wrong in my home, there would be someone there at an extremely reasonable fee to fix it. And even though I have gone years not needing to access the service, knock on wood, I renew every year just because that one time that you need to can often take the cost of the entire year. So even though I’ve probably paid more than I’ve actually gotten out of it for my money, it’s a very worthwhile expense. There’s the peace of mind, even though my adult son now does a lot of the repairs around the house. If it comes to anything, I’d tell my son, “I want you to do the prep work and I’ll have you do the cleanup work, but the actual work in between, it’s $60, let me just go ahead and do it through the company.”

    I do recommend First American. In fact, they used to have a policy in place that if you closed an escrow during a year and recommend it and the customer did in fact contract with them for a policy, they gave you a discount. They no longer do that. And I’m not an active practicing realtor anyway, so it wouldn’t do me any good even if they did. But I still recommend them.

    First of all looking at all the other reviews of this company, the creepy and embarrassing Thank You's to all those who write a good review pretty much sums them up. They could care less if you have an issue and have absolutely no desire to work with you at all. From the truly awful voice recognition service you have to go through to speak to someone - designed clearly to make sure you get through to no-one - to the huge wait time to the Mickey Mouse companies they employ to do the work this company is dreadful and I would recommend it to no-one. I pay $71 a month and the only times I've had to use them it has been a painfully long drawn out process with lies and appalling customer service along with dreadful actual work done.

    My pool pump needed repair a few months ago so I called and the guy came round 2 days later and took the pump away. 2 weeks later he returned and put it back in and obviously I had to pay for all the chemicals needed to return it to its normal state. Last week, it rained in Arizona as it does in Monsoon season and my pump went out. Same company came round again saying a lot of pumps were going out. And lo and behold FAH denied the claim citing it an 'Act of God' which isn't covered. In their contract Article 3 cites normal wear and tear as something they cover. Er, it rains a lot here in Monsoon season! So it IS normal wear and tear for Arizona but of course they have no intention of paying out multiple claims.

    As of today of course the pool company still has my pump and I'm still waiting for him to call to bid on the work that needs doing. Even after multiple calls to him and multiple calls to FAH, nothing from him. Every time I call it goes straight to voice mail and I would be gobsmacked if he even calls back to be honest. The pool is looking worse everyday and there is nothing I can do about it. A pitiful company that exists purely on the funds they receive from people who never need service. They will do everything in their power to ensure they do not pay for anything. If you need a home warranty, DO NOT USE THIS COMPANY!!!

    Our real estate representative purchased for us a warranty to cover the existing A/C unit which was in the condo we were purchasing last Spring. Our unit stopped working at the beginning of Sept. It took three days for them to send a crew to look at the problem. A charge of $60 for us. They then told us a new coil had to be found, and then installed. They insisted that only their purchasing agents could purchase this coil and then send the part to their installers. Only then, could they schedule the installation (again a charge of $150 for disposal of the part). The coil was finally installed on the 19th. We were out of A/C for 2 weeks in this heat wave. The wait on the phone, the incredible disregard for the clients was the most frustrating experience we have ever encountered. This insurance is in my opinion COMPLETELY BOGUS!

    Please do not waste your money on this insurance. It seems that they work against their clients. A real huge disappointment!!!!

    When we bought the house the former owners had First American as part of the deal so the first year was free for us. Our issues were taken care of promptly when we submitted claims. We've had three different problems. They did what they said. They had someone come out not necessarily the same day. A few times we had to call late in the day and they didn't come out until the following day. Their response was good and they took care of the problem. They called the contractor, some business to take care of the problem we had and they would come out, do it and away they go. I would recommend them to anyone else if they wanted

    When I bought the house in February I checked some realtor websites and the realtor I happened to get spoke highly of First American so I went with them. My experiences with them have been very positive and I’m seriously thinking on renewing the contract once the year’s up. However the last time they came to repair the dishwasher they damaged my counter top. They sent me a letter asking me to send the pictures of the damage, but the technician that did the damage submitted the pictures... and I'm not gonna be doing somebody else's job. They put a claim but I haven't heard anything. The dishwasher part is okay so it's just the damaged counter top.

This was a lie when I reached out to the pool contractor, they never the above.     Filed a claim on May 19th, because my air conditioner stopped working. Here it is September 18th, and my air conditioner still does not work. The air conditioner is on the roof which is 21 feet above the ground. First American told me that I would need to provide a scissor lift, so the technician could access the air conditioner. I rented the lift at the rate of $250 per week. Over the next 5 weeks First American sent out 6 technicians. The first technician to come out told me that my AC was shot and could not be repaired. He reported that to First American, who sent out another tech, who said the same thing.

    First American continued to send out techs, each time instructing them to try to repair the AC. First American was hoping that one of these guys might figure out a way of repairing a crack in the manifold with glue and duct tape. Finally, I called a reputable AC company and had them look at my AC. Two days later, the guy I called gave me an estimate of $5,750 to replace the AC, and said he could have it done in a week. That was in June. First American told me that they would not pay to have my guy replace the AC, and their guy would work up an estimate. In July, First American sent a tech out to measure my old AC so he could order a new one. In August I called First American to check the status of my claim, and they told me they were still waiting for an estimate from the tech.

    Last week they told me that they had ordered the new AC, and that I would be responsible for charges that were not covered by my policy. These charges amount to $2,100. So I carefully read my policy, and sure enough, they have worded their policy such that only the AC unit itself is covered. The platform that it sits on, the gas and electrical hook ups, the drain piping, even the required building permitting, are not covered. I even purchased their Premium Policy. In reading this very carefully, I found that the Premium Policy states "Company shall provide cranes and lifts required to access roof mounted equipment." When I pointed this out to First American, they said that I could submit my receipt for $960, for the scissor lift, for reimbursement. Now, First American refuses to reimburse me for the scissor lift, because "I did not get prior approval from them before renting the lift."

    All of the techs that First American sent out were small companies, many were one man operations. I asked the tech how many AC's has he installed, he replied "a couple, but never one on a high roof. " Because of this I asked First American to cash me out, and I will hire my AC guy to replace the unit. First American has offered to give me $3,025, which is the amount they claim is covered by my policy. I have already paid $960 for the lift, another $360 for a portable AC that is noisy but keeps one room of the house comfortable, and now I will spend another $5,750 to get the AC fixed. And First American is only giving me $3,025, and they took 4 months to get to this point. I have made over 40 phone calls to them, which get answered by a foreign call center. Only after being transferred several times, I finally get transferred to a supervisor, and must leave a voice message.

    The policy states that claims are to be completed within 30 days. Three times First American has sent me a letter stating that they must extend claim by another 30 days. They are horrible. Oh, did I mention this is the first claim I have ever filed? Needless to say, I will not renew this policy.

    There was absolutely no problem submitting a claim. I called the toll-free number, talked to somebody, and they arranged to have a technician out here within three days. Dealing with the claims rep was exemplary. My daughter had referred them and told me what they had done for them, and we said, "Hey, we're at the point where something could happen here that could basically financially kill me." So we said, "Okay, let's go this direction." I read the synopsis, all the pluses and minuses and all the basic major problem areas are covered. It's insurance well-advised to look into.

    I've had First American for ten years. The mortgage company suggested them when I bought my house. Submitting a claim was just a matter of calling and explaining what was wrong, telling them what I thought it was, and scheduling it.     First Issue - Nine months and still not resolved. My Viking cooktop has been destroyed. Had 4 separate contractors come out (some of whom do not even speak English). Created an unsafe condition in my house with gas smell. 270 days without a functioning cooktop and they still refuse to address the issue.

    Second Issue - Two months and still not fixed my kitchen faucet. Just need a tubing in the faucet to be replaced. Send two separate contractors, who came a total of 4 times and still cannot fix it. I will be writing to the CEO and other VPs in the firm this week. Not very optimistic it will work. Considering taking legal action.

    When I first bought my home in 2008 FAHBP was already a policy on the house. We thought it was necessary to have a home warranty and assumed it from there. We have a claim right now with our washer/dryer -- first time we did a claim. My experience with the claims rep wasn't so bad. I called and sat on the phone for about 15 minutes. I thought that was kind of excessive to have someone answer the phone. But once I spoke to someone they took my information and they got on it right away.

    The dryer was just replaced yesterday but our situation with the washing machine hasn't been taken care of yet. There's nothing going on it for three weeks, if not for a month. A contractor came out and worked on the washing machine. He needed a part and they waited for the part. It was about two weeks and then they finally got the part. I called them to find out what was going on. They came and fixed it and the next day it just broke again. So they came back yesterday to repair it. They said that the brand new part that they put on there is out, so they have to get another transmission for it. So now I'm waiting to see if they're going to replace it or if I might wait for another part for it. My wife is not pleased about that at all. She's been going to the laundromat and that's been kind of an inconvenience to us.

    Before we've never had any problems with First American and I don't think we're going to stop having this policy. We want to keep it but there's just some things that I felt that could have been done, I feel that they could have just replaced it. That is part of the policy.

    When I bought my home 17 years ago, our realtor gave us our first year with First American as a gift. I find them very efficient so I've been renewing my policy for 17 years. We just had one situation two or three years ago, where apparently a former employee of a contractor of theirs fraudulently set up a business and represented himself as that contractor. These people were sent to our house for a repair job, and something wrong rung with me in the conversation, and when I called to confirm what this fellow was saying, I learned that this guy was a fraud. First American got right on it and they got someone else out here right away. They cooperated with the investigation by the Licensing Contractors Board, so I was really impressed with that. I've had good service with them so I've recommended them to many people.

    I had a failure in my air conditioning system. It was determined that there was a leak and the Evaporator Coil, TXV valve needs replacement. It has been 20 business days and the problem is not yet resolved. First American messed-up the ordering of parts. I requested "cash-out" and put in request for call call-back from the Claims Manager. It has been 5 days now, there is no response from the company. Moreover I have received a quote of $450 from the contractor as the insurance company does not cover all the expenses. The contractors they use are also very unprofessional. The contractor also never responded to my phone calls or email. In fact the contractors voicemail was always full.

    I've been a customer of First American for at least six or seven years. The last claim I had an air-conditioner go out, main house air-conditioning system. When I filed my claim, I was given a contractor and there's a window of 24 hours that they're supposed to contact you. Well the contractor didn't contact me. So my initial issue was having to call First American to let them know that the contractor hadn't notified me. And they called the contractor. The contractor then called me and set up an appointment, so we were sort of on track. The contractor however said, "Well we can't get you the window other than 9 to 5 [I work, and that's a big gap]. We're just really busy and can't really pin it down, but we will give you a call, 45 minutes out." I said, "I think I can work with that, because I can make it back from work when I know you're on the way."

    I only had one conflicting issue. I had an appointment at 10 o'clock and that was it, and that's when they called at 10. They said, "We have a tech on the way," and I said "Oh I can't be there 10 minutes, 15 minutes". I said I was expecting more of a timeline. "Well, I'm sorry but he's on the way." I said, "Can you give me any other time during the day that would work?" and they said no. We'd have to reschedule for another day. So I said, "well I needed to find another contractor". So I called First American. They set me up with another contractor, who was gonna come out the following day and I was good with that. Set the time, and the other contractor had agreed to be there at a certain time. And then that morning, the first contractor called and said, "We have a technician ready to go, on the way." I'm like "I'm confused. I thought you all were cancelled out and I had another contractor already scheduled that I spoke with." They said, "No sir, we don't have any cancellation on you and you're scheduled, and we have a contractor available". Well, okay, I just wanted the issue fixed. It's a hundred degrees and I need it done.

    The first contractor showed up, fixed the problem, so no problem there. But the second contractor called and said "We're on the way." And I'm like, "well I'm sorry this is embarrassing, but I do have a contractor that's just fixed the problem. I no longer need your services, I apologize. I don't know where the confusion is." But they took it very nicely. They said "Oh no problem. We're good with that." So apparently they have so much work, I guess they just go to the next one and move on.

    That particular event was problematic. I'm not angry but that was not what I expected. That's sort of not consistent with First American. I’m in real estate so I’m aware of their programs through real estate and they are considered one of the leaders, if not the leader, in this particular line of work.

    Our oven quit working and we called (First American). The local Sears service tech came out and determined the control panel was bad. We were informed that the part was no longer available and that it might have to be rebuilt? I looked online and determined the part was available but not in the color (Bisque) of my oven. Since the range top is black, I called First American back and requested they order the Black Control Panel. I was told that they would contact the new repair company "Ace Appliance". Ace called and agreed with our solution, I gave them the part number and even the cheapest online site I could find. The next day Ace called back and said First American refused to order the new part and insisted on repairing the old part.

    The trouble with repairing the old part was that they would come out, remove the existing control panel (which disables my complete stove, range, oven!!) and the part would be shipped off, repaired, sent back and then come back out to re-install. The time frame for this process is 4 - 6 WEEKS!! That’s right, no way to cook a meal for up to 6 weeks. I called First American back and after escalating the issue up the ladder, I spoke with (KERI) who went to bat for me and convinced the higher ups that replacing the control panel instead of repairing it was not significantly more expensive and that their customer of seven years would be extremely happy. I was looking at writing a scathing review, calling the local news channel consumer complaint division, calling the better business bureau, and canceling my contract / canceling the credit card. Instead I applaud Keri and the higher ups for seeing the value in a long term happy customer. Thank You!

    My experience with First American has been good for about 13 years, except last year I had a couple of incidents where they were just dragging their feet on fixing one of my appliances. The claims process was easy and they did fix the problem eventually but it's just a particular incident that went on for about six months before I got result. I had to repeat the same problem with them and it looked like they didn't get the problem that I had. They thought that it was just a matter of changing one part of a machine but it was more than that. I ended up purchasing another machine and they did a cash-out thing.

    I have two properties with them and the other property that I have was a rental property and I never had any problems. They have come and done the claims quickly, and without any headaches. They work pretty well.

    I first reported my Thermador double wall electric oven to First American for service on April 13, 2014. Almost five months later, my oven is still broken. It took over a month for the original diagnosis, and then the first repair failed the day the part was installed. It took an additional month for a second opinion and then a decision to try to rebuild the part yet again. Yesterday evening I received an offer to "replace" the unit, with a model that is sub-par and does not match the "capacity, system or features" of my current unit -- as per their own contract. They offered to replace a 30 inch double wall stainless electric Thermador oven with convection, self-cleaning and timed bake options with a 24 inch stainless Maytag/baseline unit with none of the same features. Moreover, it is impossible to speak to a claims resolution specialist about this issue -- and there is no other way to reach a real human being. I have been on hold alternatively for 45 minutes, 77 minutes, 35 minutes and just this evening 46 minutes (before reaching a message that told me the claims resolution office was closed for the evening) in the last two days AND I have left two voice mail messages for the specific claims resolution "specialist" assigned to my case, without a callback.

    All of these delays in service, difficulties in reaching a real live customer service representatives, and completely inappropriate replacement offer could cause one to conclude that it is a specific strategy of First American to under staff their claims resolution department as a deterrent to customers filing complaints for existing claims. I have often been told that Home Warranty companies are a scam and that they try desperately to avoid approving legitimate claims for competent service or replacement. This experience has certainly led me to conclude that in First American's case, it must be true. Absolutely no business that cares about customer service would allow customers to be treated so poorly.

    I bought a policy for my mom's house and my house as well. Her house has problem with plumbing and electrical, I called FA service they sent a contractor out to fix the issue. The contractor came, diagnosed, fix a little bit on the sink in the kitchen. He said he will come back to fix another sink in the bathroom. The contractor didn't come back. We have not received phone call from FA either to follow up with the status. Until I tried to call FA customer service, and they promised to send out another contractor.

    This time we did hope the situation would be better again. The second contractor did call but then reschedule back and forth because they are too busy and they have lot of other clients. The bottom line for the whole scenario it's very disappointed to deal with when you think of buying the policy just to give you "Peace of mind". No, not exactly. The contractor wrote up a different report than what he told us to First American Home but then they believe the contractors. First American Home protection never call me to confirm the status or whatsoever. Not to mention that every time I call FA I have to be on the phone for an hour to be waited and then to direct to speak to the representative.

    I don't recommend anyone buying the policy, it just a wasting money. You can save up $60/month and about $7200/year and call a real professional plumber, AC, etc... to fix your own issue, you probably get better customer service, less hassle and don't have to go through all type of process like being a customer of First American Home Buyer Protection. I find FAHBP such a ripoff company. I regretted to paid for the policy for 1 year. I really don't recommend people to go with First American Home buyer, it's such a wasting money. I never have been experience like being a client of First American Home Buyer Protection before with any other company. It's awful and a nightmare for me, I'd never never want to hear the name of this company or any of their advertisement mail to my house.

    I filed a claim because my pool pump was making very loud noises and water did not seem to be circulating. First American sent one of their contractors out and they said that the pool pump was fine but my salt cell was bad. They received permission to replace the salt cell and it was installed upside down and was leaking. They also left the wiring harness cap off where it connects to the pool pump motor and did some kind of damage to the wiring, and just put a wing nut on the wires leaving all the electrical stuff exposed.

    I called the contractor and they denied doing anything and told me the salt cell was installed correctly, even though I found the seal/gasket laying on the ground that was causing the leak. They came out and stopped the leak, but left everything else as it was. The next day it rained and it blew out the electrical circuit breakers on my pool control panel. I called and the contractor took no responsibility, so I called First American. They referred the claim to another pool repair company. The technician who came out told me that the work was amateur at best and probably illegal, as pool techs are not licensed to perform electric work. He wrote his report and First American sent an Electrician out who diagnosed the problem, but then they denied the claim!!

    They sent a contractor to my home who caused further damage with poor workmanship, and now they refuse to fix the problem (which I didn't have in the first place) saying they are not responsible for damage caused by contractors that they use? Really? Stay away from First American...they use terrible contractors and then do not stand behind their work! They told me that I need to take up the issue with the contractor, even though my contract is with First American and they subcontracted these idiots to my home.

    This recent claim has been a nightmare. We submitted a claim two weeks ago. Yesterday, the contractor was supposed to come out. No word, no call, no nothing from the contractor. The day before yesterday, they scheduled an appointment, they moved the appointment time twice which kept me here all day long. I lost 9 hours out of my busy day, waiting for a contractor that did not show nor call. So this is two days in a row, so now I'm down 18 hours, and I still have the same problem because apparently this contractor has the necessary parts to repair a leak in my bathroom.

    I spoke with First American yesterday after I still couldn't get anything resolved, and they are making some arrangements. Here it is, after 12:00, and I've not heard a word yet. I'm highly upset. I missed out on 18 hours of valuable daytime productivity which I cannot get back, and I still have the same problem that I had before. Maybe I'm just not as valuable as I thought.

Besides they work with unprofessional companies that never get back to me, no matter how many times I call and leave a message. First American is great about sending a contractor out, however if you have a lot of issues as outlined in the following, THEY WILL NOT ALLOW YOU TO HAVE THEM SEND A DIFFERENT CONTRACTOR once a contractor has taken the job: Contractor showed as agreed same day. Control board part had to be ordered. Was told it would 3 working days... Came and went - No Part. Contacted contractor (rude) and was told 1 more week... Came and went, no call. Contacted contractor. He stated part would be in that Friday and confirmed the tracking with manufacturer (5 more days came and went, no call). After 3 weeks, contacted FA and they stated they can only check on status for us which they did and he gave them the same story...

    There is ZERO Advocacy on your behalf by checking on status and they would not apply any pressure whatsoever on 2 calls to contractor and will not allow you to switch, even if they pick them... (all about $$$ and their contract with the supplier, not you). LASTLY, YOU WILL NOT GET A HUMAN when you call. It's several rounds of talking into a speech recognition software... We will not be renewing with FA. We have been a customer for several years and this is how we get treated. Imagine how it's going to be for you.

    I contacted First American on a Monday morning. I explained to them that I had raw sewage backing up into my front yard. They said they would process it as an emergency and made contact with a plumber who would be out between 1pm and 5pm on that Monday. I took off work, waited all day, no one came. I called the plumber who then informed me they had told First American their machine had broke down early afternoon and they would not be able to service me. I never received a call from First American informing me of this. I contacted them again and they said they referred me to another plumber. I contacted the next plumber the next morning who told me they don't service my area. This is day 2, I still have raw sewage in my front yard. Each time I call, it's at least a 45-1hr hold time on the phone. I will be cancelling my service after this is over.

    I called First American when I first moved into this place. I needed to get the air-conditioner to work. Someone came out and fixed it. The cost to me was $60 for the service. Then he recommended that the air conditioner be washed and he was going to charge me $158 to do it. He said he was going to put some solution on it on the outside and hose it off. He said it has to be done by a professional. I felt it was a rip-off and sounded very steep to me. Is this guy trying to make a little bit more money here? I don't know if there are little scams like this going on or if the company had heard of stuff like this before or not. I'm not faulting First American. It's the vendor. Anyway, the air conditioner was fixed and it works now.

    I called on 8/20/14 to report a water leak from the hot water heater located inside the laundry room. I explained that it was an emergency as water was leaking into the house damaging the walls, etc. The contractor arrived the NEXT DAY! Took my $65.00 fee and said "Yep, it is leaking." He then left after 10 minutes (mostly counting the cash for the service call) and if that was not bad enough, he did not turn in the report to First American for over 24 hours???? WTF. I will cancel my contract as soon as they repair my water heater (which they provided a junk name brand not equal to what I had).

    I had just returned from the hospital after surgery and was not able to do any work myself and they waited so long that the weekend had arrived and I could not get anyone else out here at my expense. Very Poor service, not happy... If you notice they only reply to most of the Positive statements. THEY DO NOT CARE ABOUT YOU, ONLY YOUR $$$$$$. You are better off putting your money in an account and paying for the service yourself... After all the service call and any other cost outside of simple installation will cost you hundreds... Mine will cost me over $365.00 out of pocket expense. RUN AWAY...

    Submitting a claim with First American is straightforward and I was impressed with how they handled things. The claims representatives are nice and try to answer all questions that I have, which is usually a lot. They do a good job of making that effort. They're good about listening to what we have to critique.

    We were getting something with our water heater. The guy came out, we paid our fee, and he's supposed to order a part but he never showed up again. It turned out he was hitting every job he could and then not fulfilling his portion of the job. They eventually took the company off their list because those people were just taking money from the customers. It didn't cost us to get that second contractor out, which was good. We also had something with our oven. They were supposed to come and take care of it. Somewhere between the contractor and American, it didn't go through but they sent somebody else later - months later - and they didn't charge us, which is nice. They do take accountability if it's not done correctly and the customers are not being penalized for it. They do their best to rectify the situation. It's a company that looks to help the owner of the house maintain the life of the house.

    It's very easy to submit a claim and everything from having First American respond to emergencies and getting somebody to respond within the hour even when it's after hours for emergency service to having contractors not show up at all, and me having to pay out of pocket, and then First American reimbursing me... they have been great. They have great quality because they made sure everything was done properly. First American was quick to respond and very understanding.

    Sears was a horrible contractor. Took me over 10 phone calls with long wait time to get appliance installed. Sears typed in my cell phone incorrectly in system and used only phone number to track order without a work order assigned to the account. I had to drive to local Sears store to talk to someone in person before finding out that Sears made a mistake in incorrect phone entry. Despite this, service was not completed because of poor communication between Sears order to delivery to installation departments.... Took me calling First American home warranty manager to call Sears manager to finally get appliance installed. Sears runs the most incompetent service and I will never use this vendor again! Took over 10 days to get a simple microwave ordered installed and delivered... like an act of Congress to get thing done.... Sears needs to file for bankruptcy for the way it provides service!!     About 5 years ago, I learned the hard way that this is a scam. I purchased a condo in 2003 and it came with a 1 year warranty for all appliances. After the first year, I renewed it. All of my appliances were fairly new inside the unit so I rarely had a reason to use First American the first few years. I was still paying for the plan about 5 years later when my air conditioner/heater stopped working. I called First American and they sent someone to fix it. This happened several times throughout the next year.

    In December of 2009, my heater stopped blowing warm air. I called and they sent a contractor over to fix it. Since it is located on the roof of a 4-story building, I did not have access to it. All access had to go thru the property manager. After the contractor checked the unit, he came down and told me that he could not repair it anymore. He said that it needed to be replaced. He told me that First American would contact me. They never did.

    I called them a few days later and they said "We will not honor the contract because you tampered with the unit and bent the coil". Of course, I had no idea what that even meant. I tried for several days to call the supervisor (huge mistake) and could not get resolve. It was now a few days before Christmas so I called another company and had them look at it. They said that it had several freon leaks and was too old to repair. In the end, I spent $4,000 to replace it because my elderly parents were coming to stay for Christmas and I had to have a working heater.

    I had given First American almost that much through all the years of paying my premium. When I called to tell them I was canceling my policy, they said I couldn't because I was under contract. Really? I had to cancel my credit card in order to stop them from taking my money. This week I am in Arizona visiting my parents. The a/c unit is not working. They have the same policy I had. The contractor that First American sent 6 days ago took the unit apart and never came back to fix it. It is 110 degrees in Arizona. Same problem.

    How does this company stay in business? They clearly hire unqualified contractors and pay them off to report things in their favor. It's fraud, plain and simple. I'm surprised there hasn't been several class action lawsuits against them. Please don't let this keep happening to honest people who pay their premiums on time every month for a service that they will never receive.

    Purchased a Warranty in July 2013 because our home and appliances are now 14 years old. Ten months later, April/May 2014, our AC went out. The company they sent out to fix it reported that a service tech that serviced a year before broke it and the insurance would not cover it, even though we used it the rest of the summer of 2013 after being serviced. In Arizona it is 110° in the summer and AC is a must. We bought the warranty just for this very type of purpose. We had to replace the unit at a cost of $7000. They have also sent out a company 2 times to fix our pool, still not fixed, and they want to send out the same incompetent company again that could not fix it the first 2 times. Still waiting to see what happens with the pool.

    After 15 years of dealing with below par service companies they use, I finally realized today they absolutely care more about the service companies than their customers! Beyond frustrated after what someday may be considered a comical dealing with North Star Mechanical Heating and Air conditioning company they sent that has a 80% 1 star rating all over the internet and an F rating with the BBB and refused to send out another company even after my pleading with them and detailing how rude and condescending the tech was and has failed to show back up for 3 days. (And I was being civil just to make sure he would do a decent job)! Called First American and got a supervisor but all he did was defend the company say that a company is not required to pay their BBB dues which gives them an automatic F rating. I asked him first of all, "Why would a reputable company not want to keep their dues up if they're a large company as he said North Star Mechanical was?" And secondly, why would you guys use a company that had such a terrible rating? His response, they only have a 3% bad complaint received for this company! He refused to send out another company! Clearly, they do not care about their consumers!! I cancelled today after that conversation!

    The week of July 21st, 2014, my wife detected the odor of leaking gas. Our gas company sent out a repairman, who determined the gas leak was inside the home, and removed our meter until it could be repaired to meet safety standards. We then called First American Home Buyers Protection, with whom we have not only the standard warranty, but all available warranty upgrades. They referred us to a local plumber, who came to our home, and explained that in order to diagnose the issue re: the leak, he would need to cut a hole in the drywall (it remains, now 3 weeks later).

    After inspecting the pipe, he determined that he would need access through the roof as we have limited attic space, and expressed that we would be responsible for the cost of roof access. A roofer was called, who opened the roof, allowing diagnosis, and then replaced the section of roof. The plumber reported that the pipe had to be replaced and asked us to pay $3,300. When we asked why, the plumber stated First American routinely would not pay for pipe repair.

    Over several days, we sought to discuss this with personnel from First American Home Buyers Protection. For each call, we would routinely spend 1-2 hours cumulatively on hold. We would call First American Home Buyers Protection, and request to be called back when the repair was approved; we have never received a call back. We were told the plumber would be contacted; he received no such calls. We were alternately told, at varying times that the repair was approved by one person, then disapproved as a "modification" or "upgrade" rather than a "repair"; however, First American personnel could not articulate how to classify these differences.

    The plumber refused to execute the work without an authorization number, and asked us to get the approval number before he would proceed. We called First American, and were told that the approval code had been given to the plumber, but at an amount different than that requested. We repeated our narrative innumerable times. I took to recording all calls and conferencing calling in with the plumber to ensure that First American personnel and the plumber spoke directly in my presence to confirm their reported claims. In order to acquire access, a roofer was called, who opened my roof; however, upon inspection, more roof had to be removed, and more pipe replaced, over a 4-day interval. Finally, after pipe replacement and roofing charges of >$2,000, the gas line was tested, and found to have failed to meet city code, ostensibly due to a downstream leak/structural failure.

    Now, First American Home Buyers Protection is stating that this represents an "upgrade", that the pipe is "fixed, but just can't hold enough pressure for the City's requirements". Additionally, I have been told that there is no way that I can receive a copy of any form of summary or documentation of either their records regarding this claim, communication with the plumber, or my communication with them, and was told I would "need a subpoena" to get written documentation regarding my claim status, repair status, coverage, or my or the plumber's calls/messages to First American Home Buyers Protection. Again, I have taken to (with notification of First American Home Buyers Protection personnel) recording all calls, as at each instance, I am almost invariably initially given spurious reasons for non-coverage of my required repairs.

    I am continuing to negotiate with them and the plumber to get my gas turned on almost a month later. My children have had to shower at a local YMCA and we can only eat microwave meals, as we have no hot water. I am without relief, and all efforts to speed this repair have come to naught. Consequently,I am appealing to any avenue to assist in getting my gas line repaired and paid for by my warranty provider, First American Home Buyers Protection, and thus am posting to Consumer Affairs, and the California Better Business Bureau (where the company is located), before moving to file a complaint the Texas Real Estate Commission (where home warranty companies are regulated here in Texas).

    It's been a while since I've used First American. I had them come out to one of my places about a month ago for a plumbing issue and everything is wonderful.     This company charged the homeowner a $500 fee for services to stop a leak in the air-conditioning pipes that "were not covered in the warranty." Secondly, our pool pump went out and our pool is leaking. Our wonderful pool company submitted all documents that First American requested. They spent hours researching the costs of pool parts only to be told that First American would be looking for bargains on these parts, and this would mean that we had to wait even longer to get this resolved. As a result of weeks of frustration, our pool company refuses to continue pursuing this claim with First American Home Warranty. This decision came after weeks of telephone correspondence, sending in invoices, price quotes, etc. and because they were also ordered to complete all work in 48 hrs., so that they could receive a discount for paying their invoices on time.

    In addition to "asking for full access to their checking account in order to make credits and debits as they seem fit on product replacements", they had the audacity to tell the pool company that all invoices are negotiable even after agreeing to a quoted price!!! First American Home Warranty disregards the integrity of the companies as well as the customers that they deal with. They are always "right" in making judgment calls. We have been without a pool for 2 months, but this is irrelevant to FAH Warranty. Do Not do business with this company unless you choose to pay for all legitimate claims yourself after buying their policy. It is shameful!

    Have had a contract for 2 years. Out of 5 service requests, there has been problems with service providers. They do not screen their vendors. Their vendors try to increase costs of repairs to cover their costs. Had this happen with ice machine, oven, central vacuum. Central vac company tried to talk me and insurance company into replacing entire unit... for sub par vac.... 1/2 the size and capacity and the only thing that was wrong was an "electrical short."

    Heat pump vs HVAC. Argued I had no ac coverage. After 1 hr on phone they realized heat pump was covered.. Sent contractor who showed up for 5 mins, no tools and said "unit was old." Did not check pressure or anything! Called in to recall repair and hot water issue and they won't combine service with same company and all they care about is the $65 service call fee vs customer service! Web site does not work closes requests. Finally cost of monthly has doubled!! Will be canceling service soon And not renewing! Do not use this company. They are nickeling and diming you, and they use shady vendors. Not worth it...

    This company sends out technicians who have no experience on the product or brand you are experiencing a problem with. Hold times to reach customer service exceed 1 hour, then you reach individuals who speak poor english, have no training in the Dominican Republic. Even after a problem has been escalated, three weeks after the claim was reported, following two different companies coming out who have no idea how to repair an LG refrigerator, you still can't get the refrigerator repaired. The problem is now being referred to their contract department to deal with the repair companies - in the meantime I'm still waiting and don't expect to ever get the item fixed through them. I even got their area manager (the one who sells to the real estate agents) involved. However I've left three messages over two weeks for her without a response.

    Worst home warranty of all, period. If you are thinking to buy from this company, read all these reviews and believe it. If you already had this company as your warranty company, change it as soon as possible. You are depending on parachute that WILL NOT open when needed. This company just wants to take in the money with no intention to pay claim. Look at their website, they have the email, phone number and fax for consumer to BUY their product but they don't have any phone number, email or fax for claim. Basically, all claim conducts via snail mail. They just hope that you cannot wait and will repair without authorization so they don't have to pay claim. In addition, they deny claim citing preexisting condition even though we have several inspectors, contractors and visitors to proof otherwise. They offer arbitration on their policy but did not specify detail. We requested the detail of this more than 2 weeks ago but they ignore our request.

    My friend closes on her house in June 2014. She closes at First American title and First American title company sells her a First American Home Warranty. The closing agent says as long as we have an inspection to show that the unit is in working condition, it will cover. Policy says it will cover if the "items are in safe working order at the start of coverage." The house has been inspected twice by 2 different professional inspectors: one by the sellers' inspector and one by our inspector. Our inspector states that the A/C unit produces a supply of 54 degree air. Will a defective A/C system produce that kind of air? On top of that we have letters from visitors and contractors who work on house stating that the A/C was working when we moves in.

    About 3 weeks after we move in, the A/C does not work. Without any pertinent information such as whether or not A/C had been inspected, their A/C guy spends 10 minutes to reject the claim citing preexisting condition - leak at coil. He is more interested in upselling the new A/C system to us at our expense rather than actually finding out what problem is. We wait almost a month for letter from First American Home Buyers Protection to officially deny the claim. The letter never comes so we contact them. That is when we find that they don't have any phone number, email or fax designated for claim process. We have to go in as if we were to buy a policy.

    The agent on phone asked us to send an inspection report. Deny because air leak, we argue that it is an air leak not a Freon leak. Suggested resolution in the report is to seal the air with tape. 2nd deny because damage to insulation to refrigerant line. We argue that it is damage to insulation not to the line itself. 3rd deny, deny anyway with no specific reason other than preexisting condition.

    We already protest the decision and asking for arbitration but did not hear from them yet. That was more than 2 weeks ago. We already filed complaint with Texas Real Estate Commission who oversee warranty company. We are looking into filing complaint with California government agency and BBB also. We are looking into the possibility of any lawyer who will take the case as a class action on our behalf. If it does not work, we are to take them to small claim court under Deceptive Trade Practice Act in Texas which will allow us to be compensated 3 times the damage.

    I decided to get a home warranty so that if something went wrong, I'd have a safety net. So when I purchased my home the seller talked to me and offered a package from First American and so far, it's been good. If I call and make a claim, for the most part, I get a call back pretty quickly from whatever service provider they have assigned me to.     Our real estate agent bought us a years subscription policy, and we had an incident that we had to use it. And then we had a problem that we knew had to be taken care of and they did a really good job, so I decided to renew it for another year. The first one, I got out the forms and our real estate agent said she would take care of everything, so she called and set everything up, so that was really easy. And then the second issue that I had, I did the call and it was no problem.     Hire educated people to work the phones and better venders. The lady advised me that it was not an emergency for the air conditioner to be fixed in Las Vegas when it was 110 degrees outside with 2 children and animals. My wife called and was advised that First American would make it a priority and find a vender by 3:30 that day to come fix the issue. I received a call at 9:30pm asking if it was fixed. I had to get my AC fixed out of my own pocket due to the vender selected not being able to assist in the repair for a week.

    It took 35 minutes just to speak to someone to place the claim. The company went out and said they needed a part and would be back in a week. After a week they said they couldn't get the part so my Tenants had no a/c for a week, the Temperature was in the 90's that week. I called to complain and again I was placed on hold for over 40 minutes. I was given another date to complete the job, same thing happened, they didn't get the part. I called to complain and was told to buy a window unit which cost me $129.00 and they would refund me $75.00 of that.

    The company finally came out two weeks after the initial call and many follow up calls, and we paid the $60.00 svc call fee. They fixed the unit (it was only 7 years old). I received a call from the a/c company asking me to pay an additional $180.00 disposal fee!!! I told them if I knew that I would not have fixed it at this time since I just put the $500 on my credit card to get the insurance two months ago plus the $60.00 plus the $129.00. I am very angry as they insisted I have to pay that. I also have called and faxed over the bill for the window a/c since 7/23 and I still have not received the $129.00 promised to me!!!!

    Please escalate this e-mail by forwarding it to someone who can help me. I am dealing with an ongoing problem with my refrigerator. First American sent Sears 6 times to repair my refrigerator which lasted about 5 to 6 weeks. On my recent call July 9th First American sent a new contractor "Affordable Appliance" and they determined: compressor hot, stuck valve, $800.00 to replace, more cost effective to replace the unit - said First American would send another contractor to verify their findings. Stated it would be up to the insurance to determine to cash out to buy a new refrigerator. First American sent Salomon Services on July 17th. Salomons Service determined: bad compressor, overheated, no cap on service valve, Freon leaked out; refrigerator 12 plus years old.

    Contacted First American several times July 18th. Held for 1 hour and spent 22 minutes and was given the runaround about not having the information from Salomons Service when I had a message at home at 3:30 saying they did. I requested that Michelle escalate the call only to be told that her supervisor would tell me the same thing. I held and Michelle came back to tell me that she had contacted the repairman from Salomons Service and he was speaking with his office to get the paperwork over to them and that I would receive an e-mail.

    I received the e-mail authorizing Salomon Services to replace the compressor and repair the refrigerator. It has cost First American over $1500.00 to send repairmen fix the problem. I was told last week that my appliance maximum was $2500.00 and I have $1725.00 left. I was also offered $75.00 to rent a refrigerator then the overage comes out of my pocket. That is not good customer service! Does First American intend to keep bandaging the problem until I have nothing left for repairs?

    I believe that if you were in my shoes none of this be acceptable? I do not want the refrigerator worked on again. There have been multiple opportunities to correct and complete the repair and do it properly. I have lost over 300.00 dollars in food. I have lost a lot of time and my time is valuable. I have also turn down substitute teaching assignments to wait for service. I have a new job and I cannot take off work. I will be shopping for a new refrigerator and I will be submitting the bill/receipt to First American. I am also forwarding a copy of this e-mail to your corporate office and if necessary the local TV station. Thank you for your prompt attention.

    The warranty came with the house. My broker recommended them. It's pretty easy when I submit a claim. I call and tell them what the problem is and they tell me who they’re gonna send out. They respond when you have a problem. We had one issue with them at one point in time years ago when my air conditioning went out and we had to get a new one, and it took forever. But other than that, they usually are pretty good. When they send somebody out, they get the job done so I’m happy for the most part. Overall I like them and I think it’s a good deal.

    June 10, 2014 - I put in a service request for my LG dryer, as it was making excruciating screeching and grinding sounds. A couple of days later, a serviceman from Appliance Solutions Inc. came and assessed that the bearing needed to be replaced, and that it would take 7-10 business days to get the parts in. He told me not to pay the service fee then, but when the job was complete, and that I could still use the dryer until then.

    July 15, 2014 - After not hearing from either First American or Applied Solutions, I contacted First American thinking maybe their contractor had gone out of business or something. First American told me to contact Appliance Solutions directly, which I did, though it took several attempts and as many days to get a "text" response, first asking me for my work order/address, then telling me it would take at least 10 hours to contact the supplier as they were overseas. Never heard from that person again.

    July 21, 2014 - I called First American and after several attempts, and about 5 hours later, reached someone who told me that a few days back, the work order had been turned in, and I quote, "no mechanical failure found with the dryer. It was still functioning, albeit making noise which is not covered." That was a far cry from what the repairman told me in person.

    Certain there was an error of some kind, I file a new claim on July 22, 2014. Once again, a repairman from Appliance Solutions came out, and once again the same diagnosis was made - worn bearings that need to be replaced. Again I was told to wait 7-10 business days, and again told not to pay a service fee, and that I could still use the dryer, which sounds worse now, by the way.

    August 6,7,8 and 11, I used the messaging system on the First American site to contact them about my work order that was once again NOT being serviced. I would have called, but after numerous attempts - and over 6 hours total of waiting to get through to a human - I gave up and messaged them instead. And though the site says to "please allow up to 24 hours for a response (excluding weekends and holidays), I have yet to get any response.

    Just now - at 2:52 pm, August 11th, I have finally contacted with the anonymous "texter"... Again I was asked for the work order/address... Again I was told it would be at least 10 hours until they hear from their supplier... Like I'm going to fall for that again! I'm really disappointed in First American, as I have used them for years, and never had a complaint. But this time, as soon as I know whether or not they will be fixing this problem, I'm cancelling their service. Over two months (and counting) to get a simple problem fixed is one thing, but the fact they won't even respond to my messages is another. I'm tired of paying for them to do nothing and ignore me in the process! After this is settled, I'm cancelling my service.

Our interaction with the claims representative was fine, no problem. The only people we had issues is with the plumbing and heating people or whatever... getting them to come back. That was a couple of years ago. So it seems it has fixed itself or whatever. It wasn't First American. It was the plumber. The plumber didn't come back and fix a hole in the kitchen so we had it taken care of.

    Our refrigerator, clothes washer, and garage door opener all stopped working from what we thought was a power surge. So, we put in a claim for an electrician to come out Mon. First Am. put it in as a priority since our fridge was not working anymore. Soonest someone could come out was 4 days later (Thurs). Electrician came, confirmed that these were all damaged due to a power surge. Luckily outlets still worked. He put in a request for those items to be fixed. He said First American should call us back within 1/2 hour or so, since case is on high priority. Never got a call.

    Whenever we tried calling, we were put on hold for over 1/2 hour minimum every time, finally got through after waiting 45 min. on Monday. I talked to 2 gentlemen both whom didn't know if our problem would be covered. (For it does not state anywhere in our contract that damages due to "power surge" are not covered.) I was put on hold a few times for the representative to talk to a few supervisors, who all didn't know the answer to my case. Supervisor's advice was to open a claim for the appliances ($60) and a separate claim would have to be open for the garage door ($60) (total: $120).

    "The contractors would have to find proof/ evidence that the problem was due to a surge, and even if they find it was due to a surge, they still may not cover the parts that were damaged. It depends on the parts that were damaged". The $120 would go to the contractors to basically come assess the situation, write a report and submit what they observe, and it would have to be approved by First American first before they do any work. Which First Am. may not cover it, and we would have still paid $120 to the contractor for them to come out and do basically nothing. All I've heard from this rep. and his supervisors were reasons to get out of covering this claim. I told the representative that the electrician already diagnosed the cause of the problems to these items as a power surge (as it stated in his notes). The representative confirmed that our contract said nothing about "power surges" voiding our coverage. He again seek the advice of a "trainer", who's been with the company many years... of course put on hold again for several minutes to be told again another reason why this claim will not be covered. For it states in the contract on pg 8 under "Limits of Liability" #4, it said they will not cover items due to secondary damages.

    Basically the primary cause was the surge (electrical problem), which caused secondary damages to our secondary items. He gave me an example: If there was a flood upstairs due to plumbing/leak, and it created a hole in ceiling, they would cover to fix what caused the leak/flood, but not everything that was damaged from it (floor/ceiling). The rep. continued to tell me that they basically cover natural wear and tear. Well, I looked it up, and according to their contract coverage, normal wear and tear has "limited" coverage too. This is also left unspecified and open for them to interpret however they want. WARNING: PLEASE READ "LIMITS of LIABILITY" section of their contract, it basically gives them almost every excuse to not cover your claims!!!

    The previous home owner purchased the insurance from First American. When my cook fan was broken, they sent out a technician who said that he had no experience and some screws are missing. They always find some excuses not to repair the unit. Do NOT buy insurance from this crook company. My work number is: **. I just searched internet and found many complaints about First American.

    There are tons of tons complaints and nearly everyone give 1 star (lowest possible). Search it you will see how bad this is. I waited over 40 minutes before anyone of First American answered the phone. From internet, I start to connect the dots together and understand why you told me that you never worked on this type of down draft unit and tricked me saying this unit will be replaced next week. Also you said there are some screws missing (Now I don't believe it is true at all). Obviously, First American and its contractors (in this case, your company) use this type of trick (such as missing parts or something else) to cheat customer to deny the claim.

    If it is truly some screw missing (may be even taken out during checking), why are you telling me this unit will be replaced next week (you perfectly know First American could use this as a excuse)? If you don't have experience fixing this type of unit, just change a new contractor. You should NOT use this type of trick to deny the responsibility. I am very disgusted by this type of illegal practice of First American and its contractors. Please solve this by asking First American to honestly send someone with previous experience to fix this unit. Otherwise, I will write to BBB, Texas Commerce Department or even lawyers (some of them may be interested for class action if there are many complaints) to expose this type of practice.

    I'm a real estate broker for 40 years and I believe so strongly in having coverage that I continue to have for myself and, of course, I pass that information on to obviously all my clients. I chose First American because I love the representative that comes in. I think they have been there for us before on being responsible at paying out, although all of the companies make a fight, the insurance company, nothing is easy. But I would say that the customer service had prevailed and that they have been there when any other companies see it wrong that there is legitimized claims. First American is the one that comes through the most.

    The ease of submitting a claim has been generally good. Sometimes it took two days, sometimes it takes 3 days to get them out, so it's not always the way that I would like to see happen. Sometimes they will allow me to get a second opinion and ultimately, sometimes it will be a credit. But I have had many, many replacements over the years, from air compressors to a four-stair heater to water heaters, etc. As insurance companies go, First American has been there and stood for what they sell more than any company I've dealt with.

    Called First American and let them know of AC problem and leak from spicket with the shut off valve to water to the house that was broken. Blamed my mom and I for closing the shut off valve too tightly and that it would not be covered. Not sure how two girls could close the thing so tightly to break a shut off valve to the house. Then they stated, it was not part of the house foundation and could not fix, even though they fixed the spicket that is attached to it. Then told us it was pre-existing and not covered. It broke after we moved in.

    Plumber told us he would have to do more work and there would be a $150 dollar modification charge. We had the water company come out and help us get water quick in the house and told it broke due to age related changes. Will charge $60 even if they do nothing. Expensive $120 lesson to get 2 spickets fixed with still a broken shut off valve and nothing wrong with AC. Better to call plumber yourself and get things fixed cheaper. Customer service kept making excuses as to why they were not responsible. What is the point of having insurance?

    My experience with First American has been that they're fairly reasonable. They'll send a vendor out to inspect and (if possible) address the problem, and the vendor usually does a decent job. Sometimes you'll pay the visitation fee and the vendor will find nothing or will say they can't fix the problem. Sometimes First American will go above and beyond to replace something, and if there's something wrong that they can't fix (e.g. it requires a part that is no longer available), they will send a check. It all depends on what's wrong, and what the vendor identifies as the problem.... and yes, it's frustrating when the vendor can't reproduce or identify the problem.

    Through the last three times I've used them when moving to a new home (2003, 2006, and 2007) I've been generally satisfied with their service and their choice in vendors. I'm not doing back-flips over them, but they're quite reasonable, and I felt I got the full value out of the membership.

    First American's been great. If they cover it, they're great; if they don't, then were out of luck. I'm a real estate broker, so I've known the rep probably for 25 years and follow her around. So she's bringing the business in with me and the company. Submitting a claim has either been really good or really bad. The people are always very nice but if it's covered, it's been a great experience; if it's not covered, it's usually been, pardon the expression, some chicken **.

    There are some little things that don't qualify and so isn't covered; mostly it has to do with plumbing issues. And then the plumber that comes out tries to sell you on a whole lot of other stuff that you probably don't even need and I've had to complain to Dawn, the rep, about that. Other than that, they're very prompt in getting somebody out there. So generally, I'm satisfied. I think sometimes the issue is with the company that they contract with, not First American themselves.

    We just went back with them in June because I know they're reputable and reliable. We had gone to a different company because the rates were cheaper and we paid for 3 years and they went out of business so we were out like $600. They're supposed to be sending the information on the bankruptcy process but I don't think we'll ever hear anything, so I thought it is time to go back to First American. We first had First American Home Warranty probably 10 years ago and my experience in submitting a claim with them has always been excellent and easy. They’re a good, reliable company.

    Claim was made originally on 6/29/14 for central AC repair. Assigned contractor/technician came in on 7/2/14 and stated compressor needs to be changed. Today is 7/28/14 and so far, my AC is not repaired. I have called several times to First American and wait times are usually around 1 hr. I was assigned claim manager and he called only once and stated part is ready and they are waiting on local contractor to pick the part and fix it. I called the local contractor and they said the part is not sent to them.

    I called First American again who then told me that the part has to be ordered from the manufacturer. They said the deadline for the manufacturer is 7/21/14 to have the part available to the contractor. I have called several times to the local contractor. They keep on telling me the part is not available. Today is 7/28/14 and my AC is not fixed. I am not satisfied with the service provided by First American. I am kind of help less at this point rather waiting for them to fix my AC.

    Unfortunately due to being forced to use a contractor who charged us for something not done (another contractor was sent out afterwards and said no plenum modification was done), we are not willing to raise our star rating higher than one point. We will be filing an official complaint with our credit card company, and they will pursue the contractor as I have read enough complaints on the contractor and how they operate to know our only options are for our credit card company to pursue them or take them to court.

    While claims resolutions was helpful, our suggestion to others is stay far away from warranty companies. It is much better to warranty yourself so to speak and get competent contractors who will not charge things that should not be charged to make up for the very low labor rates that warranty companies pay them. Perhaps if you have the warranty the first year, use it but be prepared to be stressed and pay a lot of stuff that you should not have to pay out of pocket. For a repair that a regular HVAC company would do for $`1200, we paid $660 of it ourselves via using a warranty company. We will not be renewing our warranty and will encourage others to not renew either.

    We bought a beautiful builder's model home, and our downstairs a/c started freezing and stopped working right around the 4th of July. Initially things did not seem too bad. The contractor came out 48 hours later, found the unit low on Freon, added super seal, and said the system worked great. He never did any electronic leak detection. Two weeks later is when things totally went downhill. The system stopped cooling and iced up again exactly two weeks after the first repair. Now leaking at two pounds of Freon in two weeks is a rather large leak that either should have been detected the first time or was caused by the super seal - will explain that later. Once again we waited 48 hours for them to send out the contractor again. I did not see what diagnostics were done on the outside unit, but the technician was there all of 5 minutes maybe. He then came inside. I followed him down to our unit. All he had was a clipboard and a tape measure. He once again did not open up and look at the coil. He just said we need a new evaporator coil. He measured the box, and that was it.

    He then wrote up an invoice of non-warranty covered aspects of the repair: $125 for Freon disposal, $135 to flush the line, $400 for plenum modification, and $125 to dispose of the coil. As soon as he left, I pulled out our contract and read it (including all the fine print). The only non-covered charge that I could find was the Freon disposal. I called First American and got quite the story of why the other items were not covered. There is no way a coil can be changed without opening the plenum. There is no way the consumer should have to pay for that! That is just part of the coil replacement job.

    By the next day, we really had researched and realized that the contractor never leak tested our system. I called First American and told them that. They put me on hold and called the contractor. Of course they lied and said that they did. I asked could we please have a second contractor come out and have the system leak checked? They said no, but we could always hire anyone we want at our own expense and then if they find something different fax in a claim dispute. In the meantime, First American allegedly ordered the replacement parts. We called and spent hours on the phone taking to several various reputable HVAC contractors asking them about the process of coil replacement, fair charges, leak detection processes, etc.

    It was very apparent that First American's contractor was overcharging us and was not in the same league as the others. We eventually decided to go ahead and pay out of pocket and get a second opinion. A very reputable company came out and checked the unit. They listened to us and the first thing they did was bring in an electronic leak detection device. It found the leak instantly in the coil, but the leak was so significant that it was detecting Freon down under the coil. We asked them about it and they said a leak that big would have been obvious, and why no one had detected it the first visit is beyond them. We asked about the super seal and they said no contractor should ever shoot super seal into a system without doing a leak test and isolating the source of the leak.

    If the coil had a tiny pinhole leak, super seal will damage it thus why it would leak out in as little as two weeks. We asked them their coil repair costs and they advised us since we have a warranty it is a good idea to use it to save money, but the "extra" charges are outrageous and not industry standard rates. They charge $250 for plenum modification, the flush is included in their coil replacement costs, and they do not charge to dispose of the coil since they can scrap it at a metal yard and make money off of it in the first place.

    We are at over a week now without a/c. Who knows how long this will take. We have heard nothing from First American's contractor. We are afraid to confront them on their excessive charges out of fear that they will them sabotage the repair. We already know they cannot be trusted. The contractor actually advertises on their website that they are proud BBB members, but they are not! We checked with the BBB ourselves. That is a big red flag right there. If a consumer is going to be forced to pay extra amounts (purposely left out of the contract) they should at least be allowed to shop around and make sure they are not being overcharged. They instead force us to use this one contractor and pay whatever outrageous fee they charge us. We have no way to contests those charges if we want our a/c fixed. That is wrong!

    We will not renew this warranty and will encourage everyone to not do business with this warranty company. If the plenum modification is not covered, it should be spelled out in the contract. The same applies for the line flush and alleged coil disposal. We are not contesting the Freon disposal because that is spelled out in the contract. Apparently First American can come up with non-covered charges even though they are not listed as non-covered in the contract. It is very disappointing.

    Resolution would be our unit being fixed ASAP as in this week and us only having to pay the non-covered charge of Freon disposal that is spelled out in our contract. How long do they plan us making us wait for this repair? Every other HVAC company can get the part in 24 hours. They ordered it last Wednesday, and we have yet to hear from their contractor. We went the hottest weekend of this summer with no a/c downstairs. Thanks but no thanks First American.

    In their contract, when your AC stops working it's an emergency. With little kids and temperatures over 100 degrees, it's impossible to stay in the house when it's miserable hot and making my kids sick. It's been 48 hours since we file a claim and they couldn't find a contractor to come over!! After several calls from my part, they told me that dispatcher was looking for one and they will call me in 8 hours. Well they never did. There is several contractors out of their network that were available to come over!! I ask over and over to please authorize a contractor out of their network and authorize a reimburse. Well they denied that!

    I request to talk to a manager, waste of time. Supervisor, same thing. They told me that maybe a dispatcher can help me, but they couldn't take my call!!! I don't know what they don't understand that AC is an EMERGENCY when it's 92 degrees inside your house, when I can't cook or use the dryer!! All that they do is send a crappy contractor and put a band-aid!! One time took 3 weeks to fix my dryer! This is a joke, horrible experience. They are not even humans. They don't care if you get sick for being overheat!

    This is my first experience with FAHW. Judging by the summary data on past reviews submitted to www.consumeraffairs.com, the vast majority are negative. My review will follow that trend. On 6/15/14 I called FAHW just before 9:00 a.m. to request emergency service for plumbing stoppage (photos included) affecting the entire house. We could not flush toilets, could not wash clothes, could not take showers. My communication with FAHW was managed on their website and took screen shots of my communication to them and their communication to me (what there was of it). This was done after reading some negative reviews about FAHW and wanted to have documentation of my experience. For the entire day FAHW did not respond with a contractor.

    Around 2:00 p.m. FAHW called to ask if I'd heard from a contractor and I said no. FAHW said they would contact the plumber and have them call me. Around 5:00 p.m. I called to check on status and got a recording stating that the office was now closed and closed at 3:00 p.m. on Sundays. FAHW routinely sends out automated emails which include a statement to the following: If you need immediate assistance please contact us at 800.992.3400. Our Claims Specialists are available 24 hours a day, 7 days a week. Around 10:30 p.m. I received a voicemail message from FAHW stating they had not yet found a plumber to take the call and would continue working the issue. This is over 12 hours into an emergency situation.

    Monday 6/16/14 I heard nothing from FAHW by 10:00 a.m. By then I made the decision they have had long enough to address the situation and failed miserably. We called another plumber who responded within 4 hours after we called them, took care of the problem and made FAHW looked like buffoons. After filing a complaint with the CA Dept of Insurance, FAHW including the following in their response: 1) A plumber called us on 6/15/17 to schedule a morning appoint but I requested an afternoon appointment. This representation of the facts by FAHW is totally inconsistent with calling the issue in as an emergency. When we have clogged toilets and clogged bath tubs why would I choose to prolong such an unhealthful situation.

    Additionally, why did FAHW call me at 10:30 p.m. to update me that they're still looking for a plumber if, as they claim, a plumber called us earlier on 6/15/14? However, in its generosity FAHW is reimbursing us for only a fraction of our out of pocket costs for their buffoonery and patting themselves on the back for doing that. Since the home warranty is paid for by the seller of the house, I can say that we have definitely gotten what we paid for.

    Our Frigidaire range has a manufacturer defect which has just recently been discovered. While baking in the oven venting steam shorts the control panel and one of the burners comes on by itself. We have to shutoff the power to the range. This has happened 4 times, the first occurrence was under original manufacturer warranty. The second time, a Pyrex baking dish was on the stove and shattered. First American has sent Sears Home Repair out 3 times for repair work. Every time the first tech has the wrong part sent and we wait, usually a month to get our range back in working order. In Jan of 2014 we called for service on our range (third occurrence) and the range was finally repaired in mid-March. By this time Frigidaire has a seal to prevent this from happening, thus the seal was installed and a new control panel as well. Wouldn't you know, as soon as the 30 day guarantee is past the range again does its little stunt and we are stuck paying another service fee.

    The first tech, as usual, ordered the wrong part. The second technician ordered all the parts necessary to rebuild the entire control system hoping that First American would replace the piece of cr...., but no way. In fact, with just the cost of the parts alone (without labor), 2 brand new oven ranges could have been purchased. The third technician did not have a clue what was going on, and not only was he late for the appointment, he took close to 2 hours to complete the work and it turns out he also broke two of the replacement screens and left it that way. I am truly displeased with First American's choice of repair professionals as well as their complete disregard for the safety of my family. Why repair a defective item instead of replacing it. Makes no sense.

    When we bought our house, First American was included in the whole deal where the previous owner paid the $600 for the year. We've only submitted a claim once, or twice. But it was very easy; all I had to do was make a phone call. I wasn't even sure if it was something that would be covered but I just thought I'd call and ask. The person I talked to was really nice and polite, and within like a day or two, we had somebody here looking at the problem and taking care of it. It was just really nice to know that it was there.

    After several weeks of putting a band-aid on a bleeding artery, I bled out. My air-conditioning unit start running 24-seven. They send out a technician who put 6 pounds of Freon in it. This repeat itself for several weeks until I get fed up with it. JC unit start acting up again and they sent another technician who put 3 pounds in. This repeated itself. When I ask him please give report to want to company, they advised me that what company tells them that they could say "basically inefficient but still working fine" and it will replace it. They won't do anything. Electric bills went from 150/400 dollars a month. I will never buy a warranty from this company again. It has been the worst experience I've ever had.

    I have had First American for a long time and submitting a claim was excellent, the process was not difficult at all. I don't have anything to complain about. I've never ever had a bad experience. I've just always been very pleased. Whenever I called, I've always gotten right in and was taken care of immediately. There was one service provider that charged me more than they should have, but I called them about the experience and First American sent me a check for the difference in the mail and I thought that was just awesome.     We just bought a house in April and First American was recommended by our realtor. It was a rental house and I just felt comfortable that if something big were to go wrong, I would have some protection. I’ve already submitted a claim and it's okay. The claim went well and it was an air conditioning problem and they were out here the next day. The only issue we had is they didn't have the part in stock and had to order the part. So we went without air conditioning for four days. But that wasn't First Americans fault.
