    If anything's broken, I can just call AHS and they take care of it. It's like a protection for my house. If anything breaks down, it doesn't come out of pocket too much. Recently, I thought the thermostat was broken and the tech was awesome. He told me it wasn't broken and showed me how to use it.

    My washer wouldn't spin and it'd make a horrible noise. I called on Saturday and a contractor was here Monday. They got the part in and it was fixed by Thursday. They had to take something out of the bottom of it to replace it. I've been extremely happy with AHS. The people that have come out to work on my stuff, except for the first time, have been women and I like that.

    I have one order that still hasn't been fulfilled and they haven't even called about it. It's for the fan on my microwave. They don't have somebody in my area to even do it, which is ridiculous, because I just renewed my policy with them and I even upgraded. Now, I'm paying more, they still can't come out and do it. It's because of where I live. But they just came out and fixed something yesterday. So, it just seems to be for this fan. But AHS is convenient to have, with just a phone call, someone will come to fix something.

    I had an issue about getting the $100 service fee back when I had canceled a claim. Also, I'm in a very rural area and there are lot of things I can't get done here. I have a roof leak, and apparently, American Home Shield can't find a person to repair that. They gave me an option of an outsource after four weeks. It was a long time to hear that. I also couldn't find somebody to service my AC. They got some guy to come out. He was an hour away and wasn't even sure because he didn't work on LG units. He worked on Carrier. But he got it going. The overall cost-effectiveness of the service is good. I don't have to make appointments myself. I have had people out here for my washer, and that was quite a lot. I also have had people for my stove and plumbing when I first moved in.

    The broiler wasn't broiling. The contractor is very personable. They've done some work before and they're punctual. They call you back to make sure that you know what's going on, like if they're trying to get a part. The tech found the igniter wasn't working and the eyes on top of the stove sometimes don't come on. I told him that I clean those but he said that the disk on top gets carbon on it and I have to take them off and scrub them. He showed me that I could take a scouring pad and try to keep the carbon from building up on the disc. I'm in the handyman business and I've told many people that it would be a good idea when they buy a house to get AHS because it covers a lot of things.

    I like that when something major breaks down, I'm not trying to drop $3,000 at a time. Instead, I’m paying a bit each month. And whether it balances out in my favor or their favor, it means I don't have to drop 3,000 in one day. Recently, yhe tenants said there was a leak coming from the valves supplying water to the toilet. American Home Shield was able to take care of it. But there was a disappointing point to that.

    They took care of the valve, and that was no problem. That was handled per contract. But the techs called me and let me know that the hose leading from the valve to the toilet was the old nylon style. And it was probably original to the house, so 2007. They suggested that it would be upgraded to standard stainless steel braided hose, which is what I want used on any of my home fixtures. The hose is a $20 hose. I know it because I’ve replaced them in the house I live in because I do maintenance myself. He said, “Yeah, but the overall cost would be $175.” “Okay, so it's a $20 part and the rest is labor.” “Yup.”

    But they would already disconnect the existing nylon hose from the toilet and from the valve to replace the valve. And they would reconnect the existing nylon hose as part of their fee, but they want to charge me $140 to connect to a stainless steel one instead of a nylon one. And that pissed me off. That tells me that they are trying to take advantage of me. If you charge me the cost of the part, plus markup, I understand that. That's reasonable. But the labor to hook it up should have already been included. So, I told him to leave the nylon one. And when it fails, they can do another call. We'll have a company come out. I was beside myself. And a reasonable labor fee, okay. But that was a labor fee as if I had called them and they had to come from their shop out to the property. They were at the toilet when they called me. Come on, guys. That’s taking advantage of a customer.

    Nussbaumer came out in July 2022. But they didn't want to do any work. They were supposed to look at the stopper in the tub and to look at the faucet. They were also supposed to look at the two toilets. Water was running constantly on both toilets. Because it was so many jobs, they refused to do the work and it was causing the issue. But AHS did a great job. They reached out to RDN Plumbing and they came out and fixed the stopper 'cause water was leaking downstairs into the kitchen.

    AHS notified them on a Friday and they were out the next day to take care of that problem. This particular company, for the most part, their dispatch team and their office were so professional. When you call them, you tell them your timeframe that you're available, they try to work with you, and they have every time that we called regarding our time, due to us having a daughter who's nine years old. It's just very difficult and both of us are working. Then they looked at the situation with the faucet dripping in the upstairs bathroom. They allowed me to call Moen. Moen sent out a part. It didn't work. Then Moen then sent out another part. It didn't work. Moen ended up sending out a whole brand-new faucet. They replaced that two weeks ago.

    Then they fixed both toilets because it was dripping water. They corrected that issue. Then worked on the sink. But before he left, I said, “I'm getting a drip of water.” He said, "I see why because you have an old valve and that's more likely gonna have to be replaced.” It just didn't stop dripping. So I called them. They came out and replaced the valve just this last week. They put on booties, so they didn't go through your house with muddy boots. They took into consideration your home and also lay down a pad or a mat when they were putting down their tools. For the most part, they did an outstanding job.

    AHS also took the time off to listen to what I was trying to explain to them about the situation I was going through. I left and came back and stayed due to the good customer service that I received. I know a lot of work is sourced out. But when I speak with somebody who's from the United States, somebody that understands and comprehends what I'm saying, the customer service is second to none. It's just whenever I'm speaking to someone from somewhere else, there's some type of a language barrier where there are some issues.

    I’m very happy. I've had to call them twice and they've come through both times. One time was for our washer. It just kept on turning off mid-cycle. It took 100 times to get through one load. They sent somebody out to replace the motherboard. We were good there. Then a couple of weeks back, there was a gas leak outside of our house. When the gas company came in and did the due diligence on the inside, there was a pipe that was letting out a very slow leak from the main valve. We had no idea. And that's where I feel like American Home Shield shines. Instead of having to pay a plumber to do that, we utilized our AHS there. We were able to get the gas turned back on. It took a day. We've also had good experiences with the vendors that AHS picked as well.

    My unit stopped working and when the tech came, he introduced himself, and I showed him where my thermostat was and what was going on. He did check in the home, and then he went around the back of the house and checked out the unit. He went upstairs, in my children's room, where the other unit is upstairs and checked that. He had some equipment, and he ran some tests. Then he let me know that he was going to try to see if it was low on Freon. He did about four different little tests. Then he found out that it was clogged. He told me exactly what he was doing and showed me everything. By the time he left, it was working. I also had a claim for my dishwasher and that went over very well. I don't ever plan on not having Home Shield because my parents are older and they can't help me, and I'm in a town by myself. I would suggest it for anyone. I can't afford to buy a new AC or heating unit. But if it's able to be fixed, I'd rather get it fixed.

    The contractor was out within a day or two. The guy that came out was good. He was quick about it and did a good job. The only problem was I waited almost two and a half months to get it fixed. They told me that they didn't have the parts and we waited two months for a part. I called GE and I was able to find the part I needed online through another company that had it available. I asked the guy, "If I can find the part, why can't they get it?" He said, "I guess because of who they use for their parts, we've had to wait for them to get it in." But I know the part was available. Why do we have to use whoever they want if I could go somewhere else and find it immediately?

    I moved into this condo a year and a half ago. But I have used American Home Shield before, in my house. I had my roommate who owned the house that I was living in before I bought the condo use AHS. They have always taken good care of me. I've had disposals go south and various stuff. I've never had a problem with AHS, which is why I reupped it when I moved here. I hadn't noticed that my washing machine was leaking until two Sundays ago. So, I called AHS to have send somebody out. The guy arrived. He was on time, very attentive, and knew what he was doing. He took the front of the machine, and he found where the crack was in the basin of the washing machine.

    It's more trouble than it's worth to put a new basin in. But he said, “That's not up to me. What American Home Shield does, they'll do.” It’s in a small space and the back of my pantry. And he's a kind of hefty guy. So, he said, “I don't even know how they would get to install it. You need probably a really skinny person to slide behind it if you take this out and put a new one in.” But that night, he wrote up the rec. And AHS said they would replace it. I was very pleased with the whole process.

    We submitted the claim and the tech was out within two days or so. We had an issue with GFCI plugs and a bathroom vent, and he got that taken care of. He fixed the GFI plug and replaced the vent. We felt like the work was done quickly and to our satisfaction. The tech was great as well and since the service, everything has been working perfectly.     American Home Shield is a terrible company. I'm not gonna be renewing with them anymore. I'm gonna look for another company because I'm really pissed off with the service. All their contracted technicians are awful. For the washing machine that I asked for service, the techs came and diagnosed it. They said they were gonna order parts. After more than two weeks, the parts came. The technician said, "They cannot complete the repair yet because I need to order a drum for the washing machine." A week after, we just checked the follow-through, if the drum that they ordered was already available. I called but American Home Shield didn't know anything about it. They thought it was completed. They called California Appliance and they said they didn't know anything about it and then they were trying to contact their technician.

    Almost every day, I was calling. How many times did their dispatch also send an email to this California Appliance to follow through because they were not calling back. Initially, they called me back. They said, "Yes, your technician said they're gonna order parts. We'll contact our technician and we'll give you a callback." After that, they didn't call me back. They were claiming that they could not get in touch with us. I said, "Even with you guys, you've been trying to reach them, they're not even responding to you." So, I called again. They said they would have the technician give me a call. We also don't even know what happened to the parts. This is really frustrating. For my garbage disposal, they already installed a new one. But it's not properly installed. It's leaking and I just called them again today. They said, "It takes 48 to 72 hours for the technician to respond."

    I have a hearing problem. The people I've talked to have foreign accents. So, with the hearing problem and an accent, it makes it difficult for me. But American Home Shield is conscientious and they try to do a good job. The contractor had to come twice for one toilet. The other contractor has been here thrice for the other toilet. It kept getting backed up. They don't know what was causing it. It's back working again, but the guy said if they have to come back again with it, they would have to replace the toilet. Both contractors were very diligent trying to get the problem resolved.

    I had a leak under my sink in the kitchen. The contractor came out and saw where the leak was. They did what they had to do and it stopped. The tech was friendly and well-educated. He knew what he was talking about, and he solved the problem. Having American Home Shield is convenient. If anything goes wrong, you don't have to try to find someone that may charge you an arm and a leg. All you need to do is to pay the down payment and the contractor comes and does whatever needs to be done. You pay your monthly fee and that's it. It gives you peace of mind. That’s good.

    Stuart's Appliance came out to repair my washing machine. There was a sensor that had to be replaced. Once that was replaced, we kept having the same issue with the washing machine. So, the tech proceeded to continue troubleshooting. The water pressure hose that came from the manufacturer that was in the back that was connected to the machine was not put all the way on. He showed me what he was doing and walked me through the steps. I learned a lot just watching him and conversing with him. He's a good guy.

    My wife and I love American Home Shield. We had to deal with an air handler, which is located in my attic, and a hot water heater at the same time. AHS costs you about $500 to $600 initially to sign up and for each time you get a call, it's $100, but that little $600 plus an additional $200 for each item that had to be repaired was still cheaper than having an air handler replaced. I got the air handler replaced and the hot water heater replaced at the same time on the same day. I always recommend American Home Shield to anybody that has a property, especially somebody that has rental properties. It's worth the money.

    The AC's drain was clogged. AHS called somebody nearby and their tech called that same day. He came right out, unclogged the drain, and fixed the AC. But after a couple of weeks, I've got somebody here again today because it didn't stay fixed. We've called another guy to put the air conditioner in and he's going to charge us for fixing it. But he's going to not only take the clog out, he's also going to put in a cleanout valve so that we can keep it cleaned out. So, it was a choice of paying him extra or waiting for somebody else to come back out. And it's Florida. We don't like to wait on an air conditioner. I also called AHS when the garbage disposal was not working and they replaced it. The techs came out for that and there was no problem.

    The AC unit quit working and it was making a horrible noise. I got a rapid response from their dispatcher May when I submitted my claim through the website. The techs came the next morning. They could not get the unit to run and they have ordered a new part. We're waiting on that to come in so the old part can be replaced.

    But we had really negative experience on a previous claim. It was such a hassle that it wasn't worth going through with our current claim because the unit was not working and I had a feeling it was not gonna be repairable. But overall, I've been pleased with their response and that they are willing to replace the unit and not just patch it together. I've been satisfied.

    There was an issue with the water continuing to run inside the toilet, and my wife and I ordered what we thought was a replacement part that would fix it. It did not. I kind of did everything I could, and that was when my wife called it in to American Home Shield. They sent D & S. They had to replace the second component in there, which was like that standpipe with the float on it that controls the water flow. They may have even replaced the handle and the rod that goes into the reservoir with the chain that activates the flapper.

    I did get to speak with the techs twice. We set the initial appointment. Then they were running pretty close on that appointment, and my wife had physical therapy, so I let them know, “Hey, guys. I'm just sharing with you that if you guys can't get here by nine o'clock, she's got to leave at 11:00.” My wife was there and did work with the contractor, and they were able to get it done so that she could get to physical therapy. They got it done pretty quickly. I would recommend them to friends because they made it on the date. They made it within the timeframe. They got it done before my wife left, and we’ve had no issues with it since.

    For 15 years, we've had American Home Shield with several different homes. We've trusted the program and the program has been good to us. As a matter of fact, I've been thinking about getting the same type of program for my daughter and my son-in-law because they have a really fine home, and they had the same opportunities as we do, and they probably have less experience.

    The guy with Winston Doors came out here on time, within two days. But he couldn't fix the garage door opener. He called the manufacturer, and the manufacturer told him that it was an issue with the battery. The battery needed to be replaced. He didn't do any tests or anything on the unit itself. He just went by what the manufacturers told them. The unit right now is open and it’s exactly the same. It goes up and down from the main button but the remote control doesn't work. I can’t open from outside. If we have to be out from the garage, I have to push the button and run through it before it closes. The first claim was for a refrigerator icemaker. It took a week for the guy to come out. He ordered the parts. It was another five days for the part to come in and for him to show up and put it in. I’m not very satisfied with American Home Shield.

    We pre-wash our dishes and we may have been a little sloppy about rinsing all the soap off. The technician felt that we may have used too much hand soap that got into the dishwasher and it accumulated and that's what poured out.     There are two lights on the hood over my range and one light was not working. We changed the bulb but it still wasn't working. So, we put in the claim to American Home Shield and it turned out that I just had not gotten the bulb in securely enough. The design absolutely sucked. But that's the manufacturer's fault. I'm short and I was trying to reach up high and get it up there and twist it but I couldn't do it. The tech was a nice, tall young man and he had no issues. So, he changed out both bulbs for us.

    Over the 12 years, AHS has improved on their responsiveness and service. We've used them for many things. The first one was the washing machine and that took a long time. We went round and round with that. Fortunately, I had access to AHS on the washing machine but that first experience was not fun. The second experience, the woman I talked to asked why I don't just take the buyout and buy what I want. So, once they declared the appliance dead, I did that and AHS was very quick to process that. The last thing we did was the new dishwasher last spring. Within a few weeks, they had processed the check and we had it in our hands. So, I can't complain. They've done a good job.

    The contractor came out for two purposes the same day. One, it was for an HVAC tune-up, but my heater wasn't working. I found out because my pipes were frozen. But the reason why was because my AC unit was consistently running outside. Once he diagnosed what was causing the heater to blow cold air, he went outside, disconnected the unit. He cleaned whatever needed to be cleaned, did the filters, the tune-up stuff. It was efficient. He said my unit worked great. They were supposed to submit a report to American Home Shield of the diagnosis of why my heater wasn't working. But I haven't heard anything back. Not from them, either, to come and fix the AC unit to stop it from freezing my pipes again. Instead, they just shut it off.

    I'm getting heat now because I turn the breakers off to everything and allowed the pipes to thaw, because without the AC running and freezing the pipes, it will thaw. The heater was working. It was just blowing cold air because the pipes were frozen. So once I thawed the pipes, the heater works. So, I'm getting heat, but God forbid I should need air conditioning and I'm not going to be able to get any because it's disconnected. I haven't heard back from AHS regarding their report and whether they're going to approve them to come and fix it.

    I wanted my home to be 100% protected as far as appliances and things like that, so I got full coverage. I realize that that's not a common thing anymore. My house was built in 1957, and I wanted complete coverage, so while one policy covered my central vacuum system, it did not cover my hot tub, and AHS does. So, I was stuck getting to policies to make sure my home was entirely covered. But the problem I have is their procedures, because at one point, I had a water leak. One of my pipes had rusted through and got a hole. And they sent somebody out here. He dug it out to the point where it was shooting water everywhere. We had to shut our main line off because we’re on a well. And he wouldn't fix it. He said he was only here for diagnosis.

    The fact that I needed water, it was early evening, the company told me that AHS wasn't taking any calls or taking any things for approval. So, I ended up having to call another plumber to come out and fix it and pay out of pocket, and they refused to reimburse me. I had to call a secondary plumber to come here, and they told me that because I did not call them and ask permission to call another plumber to come fix my water, they won't reimburse me. I don't agree with that. I was very dissatisfied in the fact that they were not understanding enough to realize I'm an amputee. My husband is a disabled veteran, and we have a daughter. And we can't be without water.

There are several different tiers to their coverages if I want to upgrade or downgrade. My oven was not getting hot recently. I submitted the claim 'cause I couldn't cook everything on the stove.     I've had some bad experiences with American Home Shield, and I've had some good experiences with them. In the last six months, AHS has been more responsive and it's been quicker to get someone on the phone. One time, it was terrible and to talk a person was really. I had a situation where I was not pleased with the contractor and because of that, the next time I had a request, the contractor put my request date three weeks out which wasn't a valid reason. I called AHS back because I was having another issue with the same request. Whoever I talked to looked at it and said, “This is too long for you to have to wait for this service.” They got another company that came relatively quickly and I was very happy about that.

    When a customer is not pleased or you feel that the company is not handling something right, AHS needs to improve the situation where they told me that they could not actually ask the company to send a new technician. It was up to the company whatever technician they want it to send. That was a bad apple. Also, sometimes the people you get on the phone are new and other times, the people are more experienced. This is something I think should be addressed. As a customer, when I don't feel that I'm communicating with the person that I'm speaking with on the phone, and I asked to speak with someone with more authority. I should not have to pull teeth to get to somebody else. But lately, AHS seems to be doing a better job.

    K&S Heating came out because there was a water leak from within the heating and cooling unit. They analyzed the situation, identified what was causing it, and then ordered a part. Unfortunately, they couldn't find one in stock around the metro area. They ordered a part and then came back a week later to install it. So far, so good. I like K&S. They've done a good job on a couple of things. We had a really crappy experience with Majestic Plumbing and Heating, which was the first vendor that AHS put us in contact with. They installed a new air conditioner but didn't do it well. Then when I called because there was an issue with it, American Home Shield said that I have to talk to the vendor.

    American Home Shield has been good until now. I was satisfied with them previously, but not this time. I had dishwasher issues and they scheduled five contractors and each day, they tried something but the problem was still there. AHS didn’t offer me alternatives so I ended up spending more time with the technicians and scheduling so many times. Still the issue was not resolved.

    There are always some hidden issues with items like the dishwasher so it’s better for AHS to offer maybe a replacement instead of dealing with so many technicians. I don't know why the technicians were not giving recommendation to replace the unit. Instead, they wanted to try and try. So, AHS should step in and do whatever they can. That will be good for both them and the consumers. Because every time, if they schedule the service, I have to stay home. I have to make so many arrangements. I need to take off or I need to work from home, postponing some different meetings. So, it's a headache.

    AHS was good all the time but this time, it looked like they didn’t want to help. They were just following whatever the technician said. I’ve been using American Home Shield for the last five years and I've never had any issues. I'm using them for my house and the rental property but it's a waste of money if they don't consider consumer issues. I was a big fan of American Home Shield, but all these happened.

    I had an AC/heater problem. I called in the claim and the contractor told me it would take three days for them to come out, but they came out in one day. They took care of it. They had to replace three different parts. Having a warranty with American Home Shield is like a savings account. If something breaks down, I get it fixed. I've only had one contractor that I was disappointed in. They evaluated a problem that could cost $400. They wouldn’t cover. So I called out another electrician on my own and it was just an on-off switch that was burnt out. But at this time, I'm pleased with American Home Shield.

    I submitted a claim for our refrigerator icemaker, and the tech was prompt and fixed the problem. He tested it and said that should take care of it, but if we had any other issues, that I could give him a call back. On the other hand, I have a claim that's open right now that we're not happy with. That's with a leaky faucet in the kitchen, and American Home Shield assigned it to a plumbing company. When the plumber got here, he looked at it and said, “Well, they authorized us to just replace the faucet.” We said, “Okay,” then he said, “Did you want this particular one or did you want to upgrade to another one?” I said, “No, that one is fine.” He looked at it and said, “Okay. I'll have to order that. And I'll give you a call when that's ready.”

    A couple of weeks later, the plumber came back out. He had a totally different faucet than what was there, and he seemed surprised because the holes were not big enough for this one that he'd ordered. He said, “Oh. Well, you can you can hire a handyman to come out and drill those holes bigger and I can install this. I can't do it.” I looked at him and said, “Why should I have to pay for a handyman to come out and install bigger holes so you could install a faucet that we didn't ask for?” He said, “Well, I can order that same one. It's going to take a couple of weeks.”

    I wasn't happy, so I called American Home Shield and told them that. They had to reach out to the plumber to find out, and all they did was call me back and say that they've ordered the correct faucet and they’ll call when it's ready. I said, “Well, that's all well and good. But I opened my claim the end of September and now we're in November, and I still don't have a faucet.”

    Submitting a claim over the phone was fine. I like the part where I could call and set up the appointment myself. It used to be that you called in with your repair need and then you waited for the company to call you back and sometimes, that took a while. But a lot of the contractors have a backlog when you call them. My garbage disposal was leaking from the bottom. It took about a week from the time I called to set up service but we were going out of town. Then when we got back, I was sick, and so I had to call and change that appointment. But they changed without any problem. The tech called when he was on his way. He looked at what was going on, got a new garbage disposal, and installed it. Also, the handle on the same sink had been making a rubbing noise. I ordered the part from Delta and I didn't know how to put it in. The tech also put that part in for me.

    We don't use the air conditioner upstairs that often but when we were up there for a long period of time, we noticed that it was blowing hot air.     When I call and have an issue, AHS always sends out the people and they come in and do what they're supposed to do. Everybody who has come out has been good.     AHS sends people to troubleshoot the issue who have no knowledge about the item needing service. I experienced this on 3 occasions which ultimately resulted in 30k in damages because of the incompetence. Customer Service agents only care about collecting $100 for the service fee. Don’t use them!

    Every time I've had to call AHS, I've had a good experience with them. The electrician who came for the outlets that were loose was very professional. I was surprised how fast he did it even.     I have a claim for the kitchen oven and we're having a hard time finding a match for the oven that we had. It seems that there's a little bit less than a plethora of options for us and it's a bit of a struggle. The oven that we had was a gas oven and AHS proposed replacing it with an electric oven. Size is a problem as well. I'm pretty sure that finding a gas double oven is gonna be difficult. But the thing I'm really disappointed about is that they have one oven which they propose that we buy but it's out of stock and we can't get it. They proposed a Lowe's card but it doesn't look good and if we find one that comes close to fitting, it's an extra $1,000 or $2,000.

    The problem is matching funds, matching ovens, and so on. There are not a lot of leeways there for us and for AHS to be satisfied. I'm a bit disappointed and we're trying to work through it. I give AHS a pretty high ranking in terms of promptness and trying to do something but the problem is that we're not getting close to finding something in their repertoire that's any good.

    My first claim with AHS was with plumbing and that didn't go smoothly. I wasn't getting any cold water in the shower. The plumber said it was from misuse. But, there was no way it could be from misuse. AHS wasn't going to cover it. I had to complain vehemently. They said, “All right, we'll send another plumber out. But if he comes to the same conclusion, you have to pay another deductible.” Part of what I was asking was the first plumber would never call me back to explain it. I don't think AHS even tried to get them to come up with an explanation as to why it was from misuse. They said, “It was marked ‘misuse’ and that's all we know,” but they weren't doing anything about it. The other one came in and he took the cartridge out. He cleaned it up, put it back in, and everything's fine now.

    Recently, I wanted to do an upgrade on the furnace and they didn't seem to have a process for that. We finally worked it out, but it took two weeks. So, that delayed everything two weeks. I'm in Northern Ohio and it's supposed to be high at 40 degrees. Not having a furnace is not very desirable and all these electric heaters around here. Their service seems to be very slow. I'm finally getting a furnace installed tomorrow.

    One of our breakers kept going off and the contractor called two hours after I placed the claim to American Home Shield. But it was getting late in the afternoon so, they came out the next morning and put a new breaker in. They had all the parts in their truck and everything's fine now. This claim is the third one for different things and it's always been lickety-split. AHS have always been able to get the issue fixed and there never has been any hassle and back and forth as far as what they're going to fix and how they're gonna get it fixed.     We have a contract with another air conditioning company that comes out and does our maintenance work. They told me that the unit was not running correctly. It seemed that there was a leak. With American Home Shield, I had had two previous people come out. It was the same company, American Air Conditioning and Heating. They had put freon in it twice. We had paid almost $2,000 in freon alone with those two issues. So when this guy told me that we had a freon leak again, and it was past the 30 days for American Air Conditioning, I thought it was crazy because they've done this twice to me.

    I called American Home Shield and explained what this company had told me, and that I had paid $2,000 to American Air Conditioning and Heating for this same issue. It needed to be fixed and I didn't want them to come again. American Home Shield sent TexAire. When they came, the repairman told me that it wasn't a freon issue. He told me that it was a part that was on the front of the unit that needed to be replaced. They got the part in and called me. It was a week ago that they came and put the part on.

    American Home Shield works well for us. I've recommended them to a number of people. However, the coverage used to be much better than it is right now, and that concerns me a little. We had a malfunction with the garage door. Years ago, we had a malfunction with the garage door and they replaced the garage door and fixed it. This time, they did not. They didn't cover any of the garage door. They said that if it had been the motor, they would have covered it.

    I really liked N&K Appliance a lot. They were very prompt, knowledgeable and skilled. The first time that I had them was when my washing machine was not working right. Then the second time was for my dryer. I did the claim for my washing machine online and American Home Shield has a thing where you can talk to them and send the pictures, which is a good feature. I did speak to someone and they were very helpful. With the dryer, I worked directly with the technician and I took a picture. It was a loud fan, so I did a video and sent it. They can do a lot of diagnosing with what you’re showing them and then they have parts when they come.

    American Home Shield hired Sullivan Handyman, and they came to fix a leak that ruined my floor. When American Home Shield's people put in a new dishwasher for me, it washes perfectly, but evidently, they didn't tighten the pipe underneath or maybe it was faulty, and water ran under my kitchen floor. I have laminate that was very pretty, and it started curling up. I noticed water under it. It was squishing. So, I called American Home Shield, and he came out. I suspected it was the dishwasher. He removed the front of it and looked, and there was a pipe that was leaking. He fixed it, and I haven't noticed it leaking since but I still have a floor problem. I have had a very bad experience with one of I haven't noticed it leaking since's contractors, and we're in negotiations about that right now. They totally messed up a lot for me and made a huge problem. On the other hand, Sullivan Handyman is great.

    AHS has been pretty good as far as sending people. Their contractor Patriot Plumbing has been out four times. They're a good company.     The way they present themselves is that they are there to pay for services and help us out when we buy a home that ends up having things wrong with it that need to be repaired. That hasn't been the case. Most of the cost has come out of our pocket. Also, they don't always use top-notch people and they don't let us choose who we want. They give us a really hard time with that. Also, our air conditioner has gone out and it really needs to be replaced. But all they want to do is repair the pieces rather than replace the unit.

    Other than that, they're really good at answering their phone. They say they're going to work with you on your issue. AHS could be more top-rated if they were more honest about their rates and really do what they're supposed to be doing like taking care of the problem and not burdening us with 90% of the cost. We pay them $75 every time they come out. We already paid the premium on the warranty. I would be totally fine with AHS picking up all the other charges. That means materials, parts, and labor

    I called for the air conditioning unit. American Home Shield found someone to come to the house though it took a little while. Once the contractor was able to come out, they took care of everything. But it was pricey for the gas. It came up to almost $1,000. It seems to me they have three different plans, and I'm not on the right plan. I also had a problem with American Home Shield in the past. They gave me some bad information. I was upset with them back then. I had called up with specific things about my sink and my faucets. I had told them they got old and were messed-up-looking. I knew that wasn't covered, but they told me that they would cover it ‘cause I was there so long. When the guy came to the house, he said, “No, they're not covering that. They’ll say whatever they wanna tell you over the phone.” When I put in a grievance, American Home Shield didn't follow through.

    The tech had to replace the piping on top of the water heater in the garage. It was rusted out and leaking. The claims process with AHS was great. Their reps were nice over the phone and I liked the response of them getting ahold of somebody. They gave me the name and phone number, and wanted me to follow up with them the following morning. So I called the contractor up and told them I had the water shut off so it wouldn't get worse and flood the garage. Then the next day, somebody came out. I used to have American Home Shield years ago and I never had a problem with them. They were always a blessing.

    We had a claim put in last year and the contractor came out. They had to replace something. It worked okay up until a few months ago, and then it just stopped making ice. So we called American Home Shield. They sent somebody out. The guy that came out said that the laser on it that indicates whether it's full or not had just gone out. So he ordered the part. It came in and then they came out and replaced it. It was the same person that came out both times for this issue. The guy was super friendly and nice. Overall, American Home Shield is the best thing for your buck. They're gonna cover most everything. They're not gonna give you a hard time about it.

    Anytime is amazing and way better than the first people that came. They treated me so well. They were able to resolve the problem. The time was amazing, too. The AC wasn't working and when I complained to American Home Shield about it, the first guy that came said that wasn't the right size. So, he said I had to pay $5,000 out of pocket. When the Anytime people came in, they found that it was leakage and it was fixable. So, they were able to resolve it. Ever since, the AC has been working so well. It's been cooling so well that I have to turn it up sometimes. As far as American Home Shield, I don't wanna keep them. I'm done with them. They are too much of a problem for me.

    The tech from Nate's Appliance has been out here for another appliance but the most recent was for the dishwasher, and it was all through American Home Shield. He hasn't fixed the dishwasher at all and it turned out he couldn't get it out because the floor was built up too high. So, we have to cut out part of the floor. But he fixed the washing machine. A seal was broken and it was leaking water. He looked at it and ordered the parts, and came back and put it in. Now, the washing machine works perfectly.

    We had issues so we called them and the next day, we got a call from the local appliance repair. It took them a week to come out and they diagnosed the issue. They got their information back to American Home Shield and we heard from them shortly after that. One of the appliances is repaired but for the other two, they can't get parts. They offered replacements or a Lowe's gift card. But there was a mix-up where they told me the part was going to be sent to the local people. After a couple of weeks of not hearing from them, I called the local people and they had the part we needed, but for some reason, they were thinking they were going to get a part for one of the other appliances.     When I had a plumbing problem and I called American Home Shield, they sent out Nikolai from a plumbing company. Nikolai was very prompt. I like him. He did a great job. Recently, I called American Home Shield for my AC that went down. They sent out a guy that was insulting. I would rather him not come back if I ever need help with the AC unit again. I told him my husband and a friend put the AC unit in, and we've had it for some time. He said, “There's no AC man that lives in this house.” My husband was still sitting there on the front porch. I said, “This is my husband.” Then his whole tune changed a little bit. He put in some freon. He also said that the coils in the machine and in the air handler were dirty. He blew out the drain pipe. He also told me I hadn't cleaned out the pan under the air handler. He was very opinionated. I told him, “Excuse me. It was just cleaned out six months to a year ago.”

    He supposedly fixed the AC. A day later, I got the same problem. The AC quit. I called the guy. He texted me and said the office was closed and that I would have to get help somewhere else. I called American Home Shield a third time and told them what had happened. They were getting another person to come out. I never got anything from that person.

    I got so frustrated because my husband has cancer. He and I both have COPD. I called Miranda Air and their repairman came right out. He looked at the unit and it was frozen solid. He apologized and said, “I wish I could get you air tonight, but I can't.” We opened up the windows and had the fans on high. They came out first thing the next morning. They gave us all the information we needed on the machine. They said, “You can put money into it. But the AC is 14 years old.” They told us the type of freon that they use in there is being phased out. We opted to buy a new one. Tomorrow, they're putting in another 14-ton unit in the house. The people I've dealt with at American Home Shield have been very nice. They want to help, but I got a foreigner here a while back. She kept telling me I had to wait until the 14th. I told her I was not waiting until the 14th. That was when I decided I was done. We just called in somebody else.

    Having American Home Shield, I have peace of mind that any kind of problem that might occur is not going to be hugely costly. If I have problems, they get resolved quickly. I had a problem with my oven recently. It was putting out a weird error code and wasn’t starting. I filed a request to have somebody come out.     I've had American Home Shield for over a couple of years now and I had some problems one time before, but only because of the companies they sent out. It was never anything with AHS. They're a wonderful company. They sent somebody out to fix a washing machine and the company was Conway. I have a problem with them. They try to be a good company but they're more hype than anything. But this other guy came out and fixed the washing machine.

    I had a water heater claim and this is another kudos to American Home Shield. Temperature just changed from hot to extremely cold. We're in the 20s at night now. I got into the shower before work one day and I knew something was wrong because I didn't have water long enough. And I had read articles, people talking about having a 30-minute shower. I hadn't had a 30-minute shower in a long time and it's just me who lives here. So one day, I got in the shower and it was ice cold and it wasn't doing anything. So, it went from not working to just no hot water at all. The contractor came out and reported back to American Home Shield and they took the old water tank out and put the new one in. I'm experiencing nothing but happiness with having hot water. It was a quick response.

    I had an issue where I had hot water heater putting in and out. American Home Shield said that maybe the plumber said it needed to be done. But that hot water heater cost a lot more than we should have through that plumber. I had an issue with my ice maker just recently, and AHS took care of that. Everything went well, as far as taking care of it and getting it done. I just didn't get any economy and said what needed to be done or what they needed to do for the ice maker, and they ordered the part, but I'm the one that had to call them to find out what was going on. I had an email saying that it had got to a point of an estimate. And process an estimate, but it didn't get any further than that. I called AHS and said, "We're processing." AHS called the contractor that day. And they had ordered the parts, and everything was good to go. But I didn't hear anything back. That would be my only problem, communication, letting me know.

    The problem is American Home Shield has become expensive over the years. I have to pay when the guy comes out, too, and each year less and less is being covered. It used to be that if they couldn't fix it, they would replace it, but they no longer do that. At one point, years ago, we got a new hot water heater, and the last time we had a problem, they would only pay for part of it. So, from time to time, I thought about dropping.     The technician was awesome. He got the problem with the washing machine diagnosed quickly and fixed within a week. The parts were ordered then they came in, and within a half an hour, they had it repaired. On certain appliances like the refrigerator, American Home Shield is great. But not so much with the air conditioning. We had some major issues with the air conditioning. It was over the course of about four months. Meanwhile, I have elderly people and children in the house. They were breathing mold. I wasn't too thrilled with that aspect.

    The technicians they sent out could not figure out how to diagnose our problem. I had two of the technicians refuse to come out. They came out and said they fixed it. But they didn't fix it because I was still having a problem. None of them happened to look up and show us that there was mold all the way around the ductwork. We went with a completely different air conditioning company because we couldn't get American Home Shield to do it. We had to have the whole air conditioning system replaced. The whole system was shot. We went out of pocket and didn't use American Home Shield for that at all.

    The people who came were spiffy. They found out there was an error, then they had to come back on a recall. The gentleman they sent out, Noah, is really fine, and I enjoyed him very much. He did a great job putting the pieces in. The gas cabling was the thing that was separate, so the repair company had to order the part, and they're waiting for it to come in. I've had other repairs, but this is the first time I've used this repair company, and they were professional and courteous. I'd use them again in a heartbeat. Also, when I've had needs, American Home Shield has jumped right to it. We just bought this house, and as part of the closing, the owner had to put us in for another year. Once our warranty is up, we're gonna go right back to it.

    A friend of mine had a warranty company and she really liked it. I researched them all and American Home Shield was the easiest to get signed up with. We've had American Home Shield for four years now, and I have really enjoyed their service. It's very easy to submit a claim. When the element on my dryer went out, the guy they sent was wonderful. He let me know when he was gonna be here, came on time, and explained the process. He was very helpful too. He replaced the element and I paid extra for him to do the cleaning maintenance. The home warranty is something that I never thought I would want or have, but the ease and convenience has been beneficial. However, I have an exception to that, because we got our air conditioner totally replaced. That's not cheap, and American Home Shield didn't pay for all of it because it was older. We got a discount though. In the long run, I still would recommend the company.

    We've had that air conditioner two years, and we have had to have it serviced 18 times. If someone looks at my account, they can see how many times we've filed claims, and at least twice out of those, the company itself followed up to fix it again, without me even filing a claim because it was within the 30 days. I was at a loss for words. The unit is $15,000, and I thought, "At what point do we say that this is a lemon?" I've given it so many chances, and at this point, three different companies have come to work on it. We have the same people for quite some time ‘cause we live in a rural area. An owner of a company also came out, and it was like they knew us by name. They probably hate us.

    Everybody that comes out, I say, "Please help me. What is wrong with this? What are we doing?" They've inspected our entire house to make sure everything's set up properly, including the outside and inside units. We have also done everything that they've told us to do, and the unit just went out a couple of months ago. The last company that came was newer and right now, the unit is working, but so help me, if it goes out again, I am going to lose it.

    I can get the record when and if I need to take extra steps, but each time I think, "Okay. It's fixed. We're good to go." I go with confidence for two or three months, then it happens again. I don't even know what next steps would be. Because we're going through American Home Shield who are going through the contractors, then a manufacturer would come into play somewhere. All of these problems are not American Home Shield's fault though. They do what they need to do every time, and thank God that we have them. Otherwise, we'd be paying to fix the unit 18 times.

It's the time of the year to look at your furnace.” That email promotion that was sent from Bethesda called to schedule the check. The guy came out, checked and said, “Your furnace needs cleaning. It’s gonna cost $189.” And we said, “Okay. Yes. We wanna make sure the furnace is in good shape, so let's go ahead and schedule the cleaning.” They came out and did the cleaning this week. The guy spent a good amount of time, so he did a thorough cleaning. We were pleased with that. I've been satisfied with the service. You should consider home warranty service.     American Home Shield is good in general. Recently, the refrigerator didn't work. They had people come out who were professional. They gave me a call before they came out. This refrigerator is old, but they were able to fix it. I was surprised. Their prices have gone up lately. But considering the inflation, it’s understandable. The biggest problem is the winter time or summer time with the HVAC. If you don't have heat, you have to wait a couple of days. I used to have a lot of problem with the contractors too.     Our refrigerator icemaker died, and so American Home Shield is gonna have to replace the whole refrigerator. They set up a quick appointment to come out and evaluate it. The tech decided that it was not salvageable. So, the ball is in our court now to choose the replacement. It's important to note that there is a fee that comes with the repair people coming to your house, and the service fee is at least $75 per visit. In some cases, it gets waived like if your appliance can't be fixed at all. Otherwise, you'd be expected to pay $75 service fee plus whatever extra you would need to pay beyond the amount that American Home Shield will cover if your appliance is not repairable.

    I'm not that happy with the service, but still, I would recommend American Home Shield. It’s just some of the contractors they use. Matlock Rooter Services took forever with my water heater, and I had to call them several times. The people who just do a maintenance check on my heating unit come out and contact me immediately, but with this one, when they came out the first time, it took them a couple of days to get back in touch with me. That bothered me. Also, they tried to fix something that should have been replaced, and now I've been without a water heater for almost a week and a half.

    I told Matlock the water heater needed to be replaced because I researched things, and it's a bad water heater when you have sediment coming out and the noise and the smell. When I told the guy that the murky water was an indication that the water heater needed to be changed, he said, “No, that’s just something that’s gonna happen.” “No, that ain’t something that’s gonna happen. Brown water don’t come out your sink." He turned something and I thought everything was fine, but when I left for work then came back, water was leaking. It flooded and backed up the system in the front part of it when I was washing.

    Now, Matlock is saying that they’re gonna have to order the water heater. I told them, “You gotta schedule it. I’m a police captain. I’m on a shift. I can’t just be taking off any time just to get here without advance notice.” However, they didn’t give me a timeframe on how long it’s gonna take them to order or how long it's gonna be for them to put it out.

    The guy from Whitney T Holdings was supposed to come out today and I told them to call me 30 minutes before they get to the home. They sent me a message that he was on his way. I left work to go meet them and he was not at the house. Mind you now, when they sent the message, I didn't even get there at that time. I went later. That means he should have been at my house by the time I made it. Then, the guy told me he doesn't have the proper tools to go to the house. They’re wasting people's time.

    Most of the people American Home Shield is dealing with don't care to work with them. They sent somebody for my electrical problem who said, “This is why you don't work for American Home Shield. Because they send you to these places.” I don't know if he thought it was a joke, but I sure was not laughing. I’m dissatisfied because all the people American Home Shield is sending are not adequate to do the job and they keep sending the same companies out. Not even the same company, but the same tech, too. If I'm having a bad experience, why would you keep sending the same people?

    The online submission of a claim at AHS is way easier than trying to call and schedule it. I've done the online process twice and it went so smoothly. When I've called in the past to get it done, it was terrible. Online, I just get on there and do it. I had a claim for a thermostat for a wall heater and recently, my oven went out. We also had to get some plumbing done. There was one company that I didn't enjoy and I told them not to use that. I didn't want that company to come to my house any longer.     The tech wasn't sure exactly what the problem was. But he came in, looked at the stovetop, and saw a crack. He got all the information he needed for the research of parts availability. I was told that someone would get back to me as quick as possible. When he did the following day, he told me that parts were not available. But I saw on American Home Shield that the case was closed. But nothing was repaired or replaced. When I called back, they said they were looking into it regarding replacements right now. They were supposed to get back to me last Friday. But there's no information back. So I called in four times so far. This has been going back and forth now for the last three weeks. They're all polite and helpful, but they always have the same response. The last four weeks were very frustrating. But normally, American Home Shield is a really, really good company. They are very quick and responsive.

    One faucet had broken off and the drain was clogged. B-N-K Plumbing replaced the faucet and the plug for the drain and they also unclogged the drain. But I have long hair and I reclogged the drain so they came out and unclogged it again. They showed me how to take it off to unclog my own drain. B-N-K Plumbing was professional and personable. They did a good job and they cleaned up behind themselves.

    I told American Home Shield that the people that installed my air conditioner had done it wrong. Those people did the upgrade on my air conditioner back in the spring and since then, it has not been working right. So, AHS sent out Grace Air and Heat to give a second opinion or to see if there was something wrong that they could repair. All he did was look at the unit and said that everything was working correctly. But he said that it's not going to cool my house because it's 3 tons and I need at least 4. I was supposed to get an upgrade and in that reality, it was a downgrade. Until now, I’m still waiting to resolve this issue.

    Our icemaker wasn't working and the sensor was out. The contractor was fantastic. The issue was the sensor switch for the ice maker. This warranty was a good deal. If anything goes wrong, just paying the base price of $80 would be worth it because almost anything you would have to pay for would be much more than that. It's a fantastic deal especially if you have things that are not brand-new. In the past, when we didn't have AHS, it seemed like we were taken advantage of.

    When we call, AHS is very prompt to get somebody out here. We're not waiting weeks. The tech from Sears called with regards to the problem I was having and troubleshot it. When they came, they had the part. I didn't have to wait for them to come twice.

    I've had a couple of different cases where they've had to send out various vendors for. These include an AC leak, a washing machine problem, a dryer problem and even my oven board that controls the thermostat. I've used their contractor Ramey twice and I've been very happy with them. They've been very satisfactory workwise. My last experience with the stove and oven was pretty easy. I just had to verify the problem that I was having was covered by AHS.

    So far, AHS is great. The biggest thing is I really liked the online service requests, so it gives you the chance to break down what the problem is. Because when you talk to an operator, the operator doesn't fully know, and sometimes they decline your request when it's spelled out in black and white that it's covered. It's better to avoid the operators and just type it in yourself.

We were very pleased with it. It's just trying to get ahold of American Home Shield on the phone is difficult. I don't know if I’d recommend them, but they did everything they advertise.

But when I had to replace two items in my kitchen, they said that the cosmetics, like the color, is not something that they guarantee. So, some of their offers would be totally different colors of whatever was in my kitchen already, which was bad because I had to jump through a lot of hoops for that.

    I like the ability to just make one phone call and not have to search for someone to come out and fix or look at something. We've had nothing but great success, with the exception of our very last service ticket in Cape Coral. Prior to the hurricane, we had a hot water heater go out. American Home Shield sent someone out, which was fine, but the labor was $600 outside the contract. And we couldn't understand why it was so much. We talked to an installer, and he said that doesn't make sense. It's too much money. And it was because they were replacing a lot of things that weren't broken. So, we just said we didn't feel that was an ethical company and we asked AHS to send another company out. And it was like pulling teeth.

    They finally sent another company, which we liked better, but they refused to let us use them. They just said it's a second opinion. We were on the phone numerous times with supervisors trying to explain that we didn't have a level of comfort with the first company. And they said, "If you don't use the first company, we'll give you cash for the damage and you can go find a company." Which we tried to do, but they would only compensate us for $400, and the hot water heater is like $800. We had a plumber come in and give us a second opinion. He said, "Labor should be 200 bucks. There's no reason they should be replacing all these other parts that are perfectly fine. They're just trying to upcharge you." This was the first time I've had this kind of problem. We have no other choice. We have to go with the first company. They are coming on the 21st to replace that water heater.

    We have used American Home Shield several times, and they've been great. We have two accounts with AHS. We had issues at the townhome. They got resolved quickly. Had an issue here, it was also resolved quickly. Recently, the contractor sent me a message and said they wouldn't be able to come until a week from the time that I put in the request. But that would not work. Our cars were stuck in the garage. I had an appointment for service on one of the cars. I needed the garage door to open, and I could not open it. The tech said, “Since your cars are stuck, we'll come today.” I didn't like the fact that they were far away. Lake Anna from here is an hour and 45 minutes. But it didn't matter because he came right away. And he couldn't even get the door open, so my cars were truly stuck. The garage was fixed in 20 minutes.

    The faucet in my kitchen was leaking. I didn't know it was leaking on the bottom. But when the tech came out to check, he said it was leaking. I couldn't turn off my water. It just kept dripping. So they said I need to replace my whole faucet. He ordered it and it came. I called them back and they came out and replaced it this morning. The tech was very good.     I've had issues getting the service done. They're waiting for parts or waiting for another contractor. For an air conditioning claim, it took like a whole summer to get it fixed. Then, I was told that if I upgrade to the platinum service, it would cover things like Freon, which costs like $1,400. I upgraded to a platinum plan and found out that the conditioners come out and they're already charged. They don't need Freon. Also, the people that I talk to on the phone are hard to understand. I hear chickens in the background and they're speaking a broken language and I have a lot of trouble. Other than those, the service seems to be going all right and it's a good service to have. It's sometimes a hassle to deal with but it's a smart thing to have in your home.

    The drain tube of our washing machine that went in the wall must have disconnected, and it was flooding out the floor. The contractor had to cut out the sheet rock a little bit and connect the pipe again and put it back together. It works great. I've been very happy with the vendors of American Home Shield.     Aladdin's Plumbing came out for a very slow shower drain, and within a short time, it was slow again. I was a little disappointed that the first guy didn't point out to us that we had a hidden trap underneath our drains that was catching hair. We tried to put another drain on top, but nothing was being caught. The second guy opened it up and explained how to catch it. The guy who came out at first didn't even bother doing that. If the first guy had done his job right, we wouldn't have had to call them a second time.

    Initially noticed my freezer not working. Everything started to melt. Two days prior to that, my icemaker stopped working. I didn't put it together that probably my freezer wasn't working until it was too late, and started paying attention to my refrigerator. It wouldn't get any colder than 45 for the whole thing. So, I called American Home Shield to have a contractor come out. Watkins came out a few days later. He added Freon and another part. And he said by 24 hours, it would be cold. But by 10:00 PM that night, I put a glass of water in it and kept checking the temperature of the water, nothing froze in the freezer, and the temperature was still between 44 and 49. I thought depended on how wide I'd open it and tried to figure it out.

    I called Watkins. They came back out a couple of days after that. The took out the freezer drawer on the bottom. It's a French door with a freezer on the bottom. And he took that out and there was a panel behind that. And he said that American Home Shield would have to order the part and they would let me know when it came in. Kevin was great. He was one of the best repair people I've had at my house, even though he didn't fix it. He didn't fix it, but that was before he knew he didn't fix it. He did everything he could. Watkins said it would be five to eight days when AHS orders the part. I got a text on Monday saying the part had been ordered. I texted back, “But how long really? ‘Cause it's Thanksgiving next week.” AHS said five to eight days, and that sometimes it comes in a bit sooner and they'd let me know. Everybody has gotten back to me. But I'm annoyed because I don't have a refrigerator and it's going on a month the end of Thanksgiving.

    I didn't have any power in either one of my bathrooms or the outlet and the tech put one of those things where you just push the button and it resets. I've heard a lot of people having bad remarks about American Home Shield lately. The people that I heard that were having issues had a refrigerator or a washer or dryer, and it was taking them forever. It may have taken a couple of visits for the contractor to get mine fixed, but AHS ultimately replaced my dryer. They have done good by me.     The people who installed the new refrigerator left a leaky line and after they left, I called the American Home Shield number. The rep kept asking if it was a plumbing problem and I said that it was but it was because of the installation. Finally, I told them to just send the plumber out.     I wasn't happy with my home warranty provider so I ended up switching to American Home Shield.     We had an issue with our washer. We called AHS and the next day, the gentleman called us and asked what our issue was. We told him, then he came in and took care of it within 15 minutes. He brought a part that we needed and we had no issues at all. For minor repairs, having AHS gives us a peace of mind.     I have some shingles that have come off the house and we have tons of roofers around. American Home Shield seems to want one that's in their contract, but they don't have one in this area. The first time I called, they said, "Yes. You have a $1,500 allowance for that." I thought somebody would be calling me back to come out and look at it, but no one has. I called three or four times, and they said they're still in the process. I'm getting frustrated. But other than that, I've been happy with them. They had my garage door fixed. The door would go down, but it wouldn't stay down. Something in the control box up had messed up and the tech replaced something or adjusted it.

    I switched over to American Home Shield from a different warranty company, and they seemed to be very good because they have a wider network of repair employers. The cost seems a little higher than the competition, but the quality is very good. The other company couldn't get repair crews in. So, American Home Shield seems to be better at that. They recently sent Sears to repair an undercounter microwave. That was submitted last month and a part was ordered. When it came in, they worked on it this past week and fixed it. They were very good, friendly, courteous, clean, and helpful. So, I really appreciate them and like to have them back.

    The microwave lost power. It's a GE appliance. They sent a person from GE to repair it, but it was irreparable. It needed a magnetron. They calculated that it was cheaper to replace it than to repair it. The people who delivered the new microwave on behalf of American Home Shield were supposed to install it. They looked at it and said they couldn't install it. It was not gonna fit. I knew it was gonna fit because I was very careful about the size I chose. But for some reason, they didn't want to do it. I told American Home Shield and they sent out Zoriks. Zoriks installed it without any problem. They were very good. I'm glad I got a new microwave at no cost under my agreement with American Home Shield. But it's wasteful in today's world when you're trying not to have so much trash and not to throw so many things away. This is a big object. I tried to convince Zoriks to take it, fix it and keep it, but they said, "We don't do that."

    American Home Shield is a good idea to have everything covered with one place rather than have individual coverages. When I joined it, the fee was much lower. It's gone up quite a bit, more than just incremental, but I would give them a good rating. There was one instance where we had to go to the corporate office. When we did, it had a satisfactory outcome.

    CNR did our furnace and they were good. But they were supposed to get in touch with us and they didn't. I would call them and they were like, “You know, good luck if you leave a message, text us.” That was really weird but I texted them and they never got back in touch. However, we did get an email from them the next day confirming an appointment time, which was great. Then, they came out and the guy discovered that there was an issue with the furnace and they ordered the parts. I didn't hear from them again for over a week. I texted them and that's when they came out with our part and fixed it.

    When they were here, they were really good but their customer service is bizarre. They didn't respond to us in any way and they never let us know that the part was in. It took me sending them a text. Also, I noticed this morning that when the furnace comes on, it makes a roaring sound. Then, it did clunking sounds, it shut off and on, and when it came back on, it stayed on. I'm gonna give it another day. It seems to be heating the room but something's not quite right.

    We've used American Home Shield several times, and it’s usually been satisfactory. I had to have a water heater replaced recently. It turned out the manufacturer warrantied the water heater, so I wasn't involved in that and neither was American Home Shield. The installation required some new parts and pieces furnished by the plumber. That wasn't covered, and so I paid for that. Then a door had to be removed and replaced in order to replace the water heater. I paid for that, too.

    I like not having to go out and find contractors to do work. I can just contact American Home Shield and they would send in a reputable contractor. And just having to pay the fee and not whatever the cost is of having the actual work done. Before the tech he came out, the water was fast drip to near poor. And the first time he left, it was a slow drip. That was when I contacted AHS to have them come back, and he resolved that issue on his second visit. Everything now is working. I'm having an issue with one contractor. It was on a call about my icemaker not dispensing ice. I've got the same response from the contractor. He said, “Don't put so much ice in it.” When I bought it, it worked with whatever amount of ice I had in it. My other experiences have been fine.

    We got a new stove because our stove was leaking gas and wasn't working properly. It's a little misplaced because there is an outlet behind it that fit perfectly behind the old stove. But with the new stove, it doesn't, so it sits out an inch more than it should. And the dishwasher went out. AHS replaced that. I also have a new furnace.

    We have two air conditioners on our house because we have a long house. The one on the east side of the house was making a loud noise. I knew something was wrong because it never makes that noise. That was when I called American Home Shield and said, "The air conditioner on the west side of the house is making a large noise." The tech came from Gibson Air. And he told us what made the noise was something that was broken. It was broken in the condenser. And he needed to order a part. The air conditioner is working, cooling the house somewhat, but making that loud noise. I dealt with the loud noise. It's going to be fixed. And when the tech got the part, he came and put it in.

    American Home Shield kept us updated. The tech expected the part to come in by Thursday. "I'll be there Thursday." And he texted me and said, "The part did not come in. I'm still waiting. If it's here on Friday, I'll be there Friday." However, AHS has a lot of their service outsourced. It's very difficult, when you're frustrated with no air conditioning and you're trying to deal with a language barrier. And you can hear the chickens clucking in the back. But it's okay as long as the work gets done.

    In one of our walls in the kitchen behind the sink the outlet, the lights, and the garbage disposal went out. So, we were looking for an electrician to come out and check it out. We submitted a claim with AHS and the tech came out in day, which was quick. He was on time and he finished in about 30 minutes. It was a pretty easy fix and he gave me an explanation of what he thought went wrong. Earlier in September, the blower on our AC went out. We were in a heatwave at the time and the service was not as quick as this last one. The techs came out to evaluate, then they had to reschedule and come back out. They had to order parts, then they ordered the wrong part. Finally, they got it fixed in two weeks. But the temperature was in triple digits and that was brutal. Other than that, it would be helpful i there's a quick reference that on my profile on the AHS website to look and check what is covered by my warranty.

    We couldn't get any hot water. It would only last to fill the kitchen sink if that. We weren’t sure if it was the heating element or something was wrong but when we opened up where the water heater was, we noticed a whole bunch of water behind the water heater that we didn't see. And we had the house inspected and everything was perfectly fine. There were no issues. But basically, the whole thing was calcified on the inside. So the tech drained it and cleaned it out. He said that eventually, it will do it again. But it just depends.

    The technician was great and I liked him. I was a little apprehensive at first because he drove up in a little beater truck and thought it was weird. But he was probably the most personable person we've dealt with ever, as far as coming to do repairs because some people are rude. He was very friendly and he explained what was happening and what the issue was. He showed us what he was doing and walked us through the process, which was cool. Normally, people fix things and don't want to tell you anything. But he gave us some ways to prevent the problem from happening again.

    We smelled a burning smell so I called American Home Shield. They expedited the call and had somebody out in a very short period of time. The electrician showed the problem to us. There was a box inside the wall that was cracked and another plug was sparking. He changed that box out and the outlets. He was a very nice man. We got lucky with him.     When I put in the claim for the ice maker, American Home Shield assigned it to a company and I was so disappointed. They fixed it for not even a week and it went broken again. They told me the 90 days warranty for labor and part. But when I called them back, nobody answered. For three weeks, nobody answered. So I called back American Home Shield again and they tried to contact them. They called and emailed them, but nobody answered. So they set me up with a new guy. His name was Joey and he was awesome. The ice maker wasn't working and he tried many different ways. He took over his time and his way to be sure it was working. Then, he ordered a part and replaced it inside the freezer. He came back again one more time and adjusted the water level.

    AHS has been good, so far. The recent experience I had was with a dishwasher. It didn't get any power to it. I submitted a claim with them. They got me hooked up with someone that day to make arrangements. It was an appointment for the following week. The contractor came out, reviewed it, saw that it needed a new part, and ordered the new part. AHS covered it so all I had to pay was that initial fee. The contractor came out and took care of it. It worked out well. I have also used AHS for my HVAC system as well my garbage disposal. I had great experiences each time. I have easy access to contractors and good coverage for anything that needs to be replaced or fixed. AHS has good and very knowledgeable contractors that come out. They are timely too.

    I have bought an older house, and the dishwasher quit working. The people that owned the house before me had put a single edge razor blade in there and it got caught up in the pump. And the pump gave out. The plumber said that was the weirdest thing he has seen. He was on time, and fixed it fast. Thank God, he wore an extra-long T-shirt so I didn't have to look at butt crack. I appreciate that. I've had to tell some guys to pull their pants up. I had a couple other questions about other appliances that he knew how to work on, so I asked him some questions. And he was very happy to answer them. He was very good. I liked his attitude, his professionalism, and his willingness to answer questions.

    American Home Shield sent out two very good guys on the other things. There were four calls on the icemaker. First, it wouldn't work. And it took a while. They finally sent out a factory-trained repairman as opposed to a general repairman. And he got it fixed. But the first guys that came out said, “You need a new gasket here.” So, I got a new gasket for me and put it on the freezer. I didn't realize it was a problem, but they did. I also had to have my air conditioner worked on. American Home Shield couldn't get anybody out for over a week. And no air conditioning in the middle of summer. So, they had me find one. They walked me through what I had to do to meet their guidelines. So, I did. And everything worked out hunky-dory.

    Advanced Heating and Air came out about a month ago, originally, to fix our air conditioning. Last week, they came out ‘cause the heat wasn't working. They had to order a part. They have to fix the air conditioning and heating still. We've been without heat for about a week and a half now. Supposedly, they have it scheduled for the 17th. But Advanced Heating and Air said that if they got the part in sooner, they would come out sooner. I called them this morning and the girl said she would call over to wherever they keep it to see if they got the part and she'll call me back. I'm still waiting to hear back from her.

    Overall, we're satisfied with American Home Shield that's why we keep them. Their monthly dues used to be a lot more reasonable than they are. But usually, we have very good service and the problem is taken care of. They've had to replace the well pump in this house already. They replaced our dishwasher. They replaced the clothes dryer because they couldn't fix it. They do do what they say they're going to do. Sometimes the contractors aren't the best, though. The turnaround is usually good, but it seems this time it's not.

    I had a plumbing claim. But the faucet couldn't be repaired. So they took a picture of it, and then in about a week, they replaced it with the exact same faucet, and it worked perfectly ever since. They also fixed the leak in my bathroom in the tub. It was a cartridge and it was such a great deal because it was my $80 and the cartridge itself was 150. Also, I had to call American Home Shield for an electrical issue when a couple of the outlets stopped working. The contractor came out and fixed it and validated it. It's always very quick, too.

    Overall, I've been very satisfied with American Home Shield. The people that they have sent are polite, courteous, and very clean and professional. They resolved the problem with the icemaker in my refrigerator. I also had them out for my oven and my air conditioner. I have always followed up on whoever was coming to make sure that they had been notified by American Home Shield to make sure they were coming and qualified to do the work necessary.

    For the last two weeks, I have not had a refrigerator or freezer that functions. The gentleman that came was very nice. He explained to me that my Kenmore refrigerator is actually made by LG. His company was not certified or approved to work on LG appliances, because it was the compressor that needed to be fixed. He was nothing but kind. He said he would talk to his boss and get back to us. Come to find out, the refrigerator is eight years old. We've only lived in our home for four. So we found out it was still under a 10-year warranty from Kenmore. Upon writing to American Home Shield, they refunded the $75 service fee that the last company charged. But when people call them, they should make sure that they assign service people that are in fact, certified for their particular brand.

    Coastline Appliance came out and checked my refrigerator. It was the fan motor, the compressor was shorting out, and a third issue. The repairman was very thorough. Other people had been coming out and telling me nothing was wrong with my refrigerator. I knew something was wrong with it 'cause it wasn't getting cold enough. I was losing my food. When Coastline Appliance came out, the repairman went over everything and checked it all again. The other people didn't do half the stuff he did. The lady before Coastline Appliance told me over the phone something was about to happen and it hadn't happened yet. But they never came back and closed it. It started getting worse. I called back to have someone else come out again. That was when American Home Shield sent out Coastline Appliance 'cause I didn't want either one of the other two that came twice on both with each time.

    The only thing I didn't care for was the fact that for the refrigerator, they tell you to replace it or replace parts. But to replace the refrigerator, I still had to come out of my pocket. They said that they only pay you the discount that they would pay. They send you to the Whirlpool site to get your product and you don't have to come out of your pocket. But they don't ever have it so I found one on my own. I went and I bought it before I even got the check because I had to have a refrigerator. I had already lost a whole lot of food. But I got the check in the mail yesterday.

    If American Home Shield couldn't get somebody to fix your issue or it wasn't worth fixing, they will send you something. But they don't replace because they're only giving you X amount of dollars and that's not what it cost to replace it. Also, I don't like the people they send out. A lot of them don't know what they're doing. It was only two people I had good experiences with, and that was Coastline Appliance and Prime Masters Plumbing.

    We've had the service for a couple of years, and the price of the monthly premium has gone up quite a bit since we started in 2017. American Home Shield raised, more or less, 50% a year ago, and we've had a couple of difficult problems as well. We had one with our furnace that got resolved, thankfully. It took a bunch of visits because the repair man kept trying different things and that wasn’t it, but eventually he figured it out. That was all right. Also, our house has been undergoing some renovations, mainly in the bathroom, and we’ve had multiple appliances go bad on us in the past eight weeks, so we've been calling and using the service frequently. We had the microwave worked on, and they have to come back and do something else. We had the washing machine worked on too.

    The main issue that we have is it sometimes takes five days to get a contractor out here. So if my heat is out and it's 20 degrees out, I'm still going to call someone to get my furnace fixed. For the kind of problems we've had though, it's been good. In the last few years, we've only called one outside vendor to have something fixed. That was when we had a leak in the ceiling of the garage from a burst pipe, and we needed to get someone in to take care of that right away. In general, we're very pleased with American Home Shield. We've saved quite a bit of money over the years, and we know some of the vendors, including the guy who fixed our fan.

    There was a fan motor that was going out. So, on the refrigerator side and the freezer side, three-quarters of the way down were cooling, but the upper part was not. On the freezer side, things are thawed out. I was getting chunky milk. The tech explained to me it was because of the way it circulates and that was why it was only cooling three-quarters of the way down. So, he replaced the fan motor. He educated me. He was quick, he was neat, in and out, and he was very knowledgeable. He was able to identify exactly what the problem was based on the symptoms that it presented. I have an online account with American Home Shield, and I went in and put what my problem was and what I needed, and everything was done online. They came back and said, “Okay, here's the appointment with a GE Appliance person.” I paid the $107. I've had no problems with American Home Shield.

    So far service has been good and I'm having more issues with the tech people that they are sending out. We're having an electric problem right now with a refrigerator but they're taking care of it. We also have a washer problem. The experience with the techs was good until I checked the product itself. The tech changed the part he was going to do. When I threw in a load of wash, the pressure was great but when I came back, there was water all over my laundry. I had to jump on the dryer to look where the water was coming from and I saw it dripping off the back of the washer. But they're coming back to fix that which is good news.

    Other than that, the tech was very nice and I'm happy with what's going on. I'm pleased with AHS. Things happen and we understand that.

    A repairman came for the door that wouldn't stay up. He was swift and professional. He walked in and looked at it without touching it. He told me it was a broken spring. It was fixed five minutes later. We had also filed a claim for a slab leak. The experience was horrible. That was our second slab leak. The first time, we did not file it on the home warranty. We paid it out of pocket to get it repaired. But the second time, it caused more damage. We decided to call American Home Shield. It was a lot of back and forth. There was no communication. They just sent a check. We had to call to ask what the check was for. It was not covering everything that needed to be covered. They sent us 1,600, and we still had to come out of pocket 2,500 bucks.

    The reps I worked with were prompt, courteous, and professional. I had outlets that were in the wall but not connected then I had one that had a short in it. Haney Electric came out and they were great. They called the very same day I put my claim in with AHS and the tech was out the next day. He fixed everything and went a little beyond what he was supposed to do. He went through each and every circuit and electric box to make sure there were no more shorts in them. He also explained what he was doing with this little machine that he would stick in the wall.

    I experienced the same thing with Sears when they came out for my washer. They went through every single thing that they were doing so I understood. And if I had a question, both Sears and Haney took the time to answer. Recently, my son hooked up my new dryer and it keeps tripping the circuit breaker. So the other day, I put in a request for an electrician to come out. AHS referred me back to Haney Electric, but I haven't heard from them yet. So I'm going to give them a call because I'm concerned about this flashing and tripping on my circuit breaker.
