    The plumber came and installed the water heater and made sure everything was just right. They did a good job. But we had them come back the next day. We heard some kind of noise, but the noise I heard was different from the noise that the plumber heard. He heard a boom and I heard a cling, cling, cling, like glass breaking. He said he had another guy that looked around the roof to see if it was something to do with the flue but it wasn't. But all in all, he was fantastic. He was thorough. He even cleaned up his mess afterward. He told us everything he was gonna do. He explained it all and explained to me about cutting the hot water heater on and off when he got it installed and about where to set the dial. He did a great job. We were pleased with our experience.

    I called American Home Shield and it was easy to get through. The rep was professional. The gentleman went over who was going to come out through the whole process. Then, they followed up with an email. So, I had the information about who was going to be coming out. The provider was efficient. They showed up and brought the washer in and gave me the instructions for the appliance and had me sign the form and left. It was quick. Overall, it's worthwhile getting the warranty in place.

    My dryer wouldn't work, so American Home Shield had an appliance man come out, and he said it wasn't the dryer. It was the plug on the wall. So, they had R&R come out and they said, "The plug is fine, it's something wrong with your dryer." They sent another maintenance man out, and he found the problem. The appliance man, again, said they needed to change the plug on the wall. They replaced that part and the cord on the dryer, and all was well. All it cost me was the $100 fee that I pay each time the contractor comes out. But I only had to pay it once, and they had four people out here.

    I filed a claim for the furnace through the online portal. American Home Shield said the contractor was gonna reach out to me and schedule a technical visit. When the tech came, he cleaned the spark arrestor on the furnace, and everything else was in good working order. I've had American Home Shield before on a previous home, and everything has worked out the way that the contract reads.

    As soon as I would turn on my upstairs air, it would get hot then it would go out. It was doing it for a few days, so we decided to call someone and have them come check it. I was trying to tell AHS that my air was broken and when a young lady called to schedule the service call, it seemed that the codes weren’t in there right when I made the claim. I'm not tech savvy. Then, when the gentleman came, he replaced a fan and didn't give me any documentation once he left. But he was wonderful and on time. He went up and checked the unit, then he came back down and inquired if it got the services that it needed. He said it was performing at 25%.

    I let him talk to my husband and he told him what he thought it could be. Then, the tech went outside and when he came back inside, he said that he was going to put a code in and he would be back. He went out to the car and took a little while. Then he came back in, went back upstairs again, then said we were good. He did what he was supposed to do and from that point, the AC has been doing well.

    I had a clogged sink. The contractor came with a little kitchen sink plunger and was done in three seconds. I had more trouble submitting the claim than getting him out there. I also called American Home Shield about my microwave and the company that FaceTimed with me realized that my microwave, because it was so old, couldn't be fixed. But they never turned in the information to AHS.

    I kept calling AHS and they just kept saying, because it wasn't fixed, either I want my money back or something. They just kept saying that Jones Family Appliance had not responded. It went for six months. When I called about the plumbing, they said I need to pay $75. But I paid $75 last June that they have been hanging on to. I got the same runaround. "They never reported that your microwave was not fixable. Also, they knew it hadn't been fixed." But I said, "You're not gonna have $150 of mine and I'm gonna have nothing fixed." After multiple phone calls and standing my ground, they gave me the escalation department, which got the plumber out there. It was a bit of a fight on everything.

    I had another experience with AHS that made me crazy, too. I had a faucet in my bathroom replaced and they had to do a hole in the wall in the hallway and they put a big plastic-shaped plate over it. The plumber said I had to request for them to have somebody come out and put a piece of drywall there. Through COVID, I called multiple times and all I ever heard was, "The contractor's contacting you," but nothing happened and I still have my plastic plate. I wanted to have it done before I had my house painted, but it didn't happen.

    American Home Shield is good. But sometimes, I have to call them twice. It's not American Home Shield but it's the people that they recommend sometimes. Sometimes they told me that this has to be done but it's not true. If I know about it, I tell them, “No, I'm not gonna do it.” I would request a second opinion and when the second opinion came, they would say, “You don't need that.” American Home Shield has good service. Every time I call them, they respond, and they're very polite. They're very nice.

    American Home Shield was very prompt in getting someone out here to help me. I was impressed with the response time. I reported it over the weekend and on Monday, Mr. Rooter was out here by noon. So, that was very quick. There were two issues and one was something the tech could fix that day but he would have to come back for the second one. The price he quoted me was so outrageous though that I won't be using Mr. Rooter to do that project. It ended up not being something that was covered and I had to pay out of pocket to get that fixed. I still had to pay the $85 charge, even though my insurance wasn't going to be used and I was a little disappointed about. But I'm hearing that that is just standard practice. Other than that, it was fine.

    Right before I submitted the claim to American Home Shield on the washer, where the washer drains out had water come out very selectively when there was also water running in the sink. So, somebody came out, they ran the snake through it, and there hasn't been a problem since. As far as American Home Shield's site, it's not bad. The layout of the mobile app is kind of clunky like you have to do a lot of scrolling. It might be better if you had a few drop-down boxes. Other than that, it worked out well. I like that it retained most of my data, as far as once I log in, it's got my address. It's a really simple process going through American Home Shield. I like it.

    Before a service person comes, I get a text message or a message saying who they are, their phone number, and their address, which is super helpful. I was able to use it to reach out later to them to follow up on the parts that they said I needed. So far, everybody I've had come out to the house has been great. American Home Shield should add a service for dryer vent cleaning. They do the HVAC, but nobody ever does any dryer cleaning services. I've already recommended AHS to most of my family.

    I've been really happy with American Home Shield. I don't have to worry about a major dollar amount having to take out the household income. I pay the deductible, then they take care of the problem for me. About a month ago, I had a dryer that went out, and the person they recommended was excellent. He worked me into his schedule, came right out the very next day and was able to fix the dryer really quick. I was very happy with the company they recommended. I have that same company coming out today because my refrigerator went out, and they got right on it, too. I don't know what the outcome will be with the refrigerator, but every time I called American Home Shield, they sent someone out right away.

    The cost of the service is perfectly fair. It's one of those things that you're eventually going to need. I've recommended them for a while because it's good to have. I had a couple of things go wrong. I paid 100 bucks and somebody came and fixed them. So, I didn't have to worry about the uncertainty of, “Oh, what if it's really bad? What if it's not?” TN Appliance came for my dishwasher. It stopped draining. They had to order a pump and were able to get it fixed.

    The AC wasn't coming on. I did a claim to American Home Shield. They sent me an email through my phone within a couple of hours, and as soon as we got off the phone, within an hour or two, they tell me who the person was gonna be. Then the company reached out to me the next Monday because it was a holiday at the time. Overall, AHS is dependable.     I have some breakers in the house that keep blowing every time I use my dishwasher and disposal. A guy came out and said that the breaker company is under lawsuit right now and that American Home Shield wouldn't order that brand. He explained it to me and it makes sense that they won't purchase those. He gave me the number for that company, I called the number and they are sending out new breakers. He told me once I got them, to call him and he will install them. I'm happy with the home warranty people.

    My toilet was apparently leaking and it turned out that there was something broken. One side was cracked so it was just replaced, and then the repair guy put it all back and resealed it. It's super good. I love the guy who came out. He came to service my water heater and I requested him again because he knows his craft and he's prepped. He was wonderful, super prompt and gave me a lot of good information. If my dog likes him, he's welcome at my house.

    In the area where I live, we have a lot of minerals in our water and I have a well so it's a lot of calcium buildup. So part of the problem with my water heater was the build up at the bottom. It was horrendous. The guy had to vacuum it out and he probably took out this vacuum 20 times from my house. He left everything spotless. He's very good at what he does so I was pleasantly surprised with how he handled my water heater. It was a truly messy job. Even with how he sealed the bathrooms, he knew how. So that was huge, because not everybody takes those attention to detail all the time.

    I've had two of AHS' vendors out and both were great. I also asked for a winterize service from them and the same guy that winterized my house also helped me fix my air conditioning. The vendors were able to explain to me some of the things, like how they work with AHS, and it has helped me so much. So, I'm extremely happy with it. It’s the best idea this year for my mom and I to get that thing for our house. It takes out the guessing game of who to go to if something is broken.

    We have a four-door refrigerator, and it was having problems. It was one of those convertible freezers where the bottom of it, you can change it to whether it's a refrigerator or a freezer. One side wasn't getting as cold as the other. Plus we were having problems with our icemaker. Originally, American Home Shield sent out Accord Appliance for the claim and some crazy guy came out. I wasn't too pleased with him, but he got the job done. He talked a lot and did some work, but he didn't test anything. Half the fridge wasn't even working when he left, and we didn't notice until it started making all kinds of noises. At that point, it was 32 days after the repair. So I called in and said, "Look, I'm not paying the copay again. You guys are sending somebody else out to fix this."

    American Home Shield sent Zen Appliance out to fix the screw up from the previous company, and their work ethic was great. It's what I would expect. I'm in the service business too. Zen Appliance did an awesome job. They had to get some parts, so they ordered them, then they scheduled something, came back and took care of it. Now, it's working great.

    American Home Shield's claims submission process is good, but they should be a little more upfront about the fact that when someone gets something repaired, like a water heater, there are always extra charges. One can see it coming. The repair people come out, and the water heater is covered, but the codes have changed and the consumer needs the new straps or the new connector. It's like going to the auto mechanic. There are definitely upsells involved. Consumers assume that if their air goes out, American Home Shield is gonna fix it, and it's not going to cost them. That's why they pay for insurance. I get that there's a deductible, but there shouldn't be an upcharge on top of it.

    I've essentially sold American Home Shield to everybody over the years 'cause I have it. I always tell people, "You're crazy if you don't have a home warranty." One complaint I have is my neighbors have had stuff done and I noticed that when their heater went out, the heater people came in and said, "Oh, they don't make this one anymore. So it's gonna cost you an extra $1,500." That's a little sketchy, and that goes along with the upsells as well. Still, I have peace of mind with American Home Shield. They're hard to deal with, but people have to know how to deal with them, because like any insurance company, they don't want to pay for anything.

    I had a tankless water system go out. I went online and filed a claim with AHS. It was very simple. They did the paperwork and eventually hired a contractor to come out. The contractor assessed the situation and did their paperwork. Unfortunately, it was going to take too long to get the item, ship it to them, and for them to come out. It was gonna take four weeks and I had already been out without hot water for almost a week and a half. I did a cashout, AHS sent me a check, and I bought a new one. I've had several claims in the last three months and AHS has taken care of everything for me.

    My furnace was not working, AHS send a local company to view my furnace and confirm that it needs to be replaced. However I will have to pay $925 out of my pocket because the "modifications" need to be done in order to add a new furnace that is not covered by AHS. I should have saved my money for those 4 years paying AHS and get the furnace myself.

    This is report is regarding fraud from American Home Shield and their attempt at not paying the benefits according to their contract. On February 1st, 2022, I submitted a repair request for my GE built in refrigerator. Since then, I have had technicians out from American Home Shield over 12 times attempting to fix the refrigerator. For many of these times they required multiple technicians to come and verify that the work needed to be performed. On 09/18/2022 Elite Pro Appliance Repair came out and replaced the computer board on the refrigerator.

    Several weeks later AHS was called again because the refrigerator was not cooling properly, it was leaking heavily and had flooded the bedroom, and the water dispenser was leaking. The technician from Elite Pro came out on 10/12/22. He diagnosed the issues and recommended a replacement as the repairs would cost significantly more than a new refrigerator. AHS requested a second opinion from Valley Appliance Services. Valley Appliance Services came to the same conclusion as Elite Pro Appliance Repair. They recommended that the refrigerator be replaced. AHS then said that they needed a third opinion.

    Alfa Appliances came out on 11/03/2022 to diagnose the problem. They came to the conclusion that the refrigerator needed to be replaced due to the significant cost of fixing it. They submitted their report to AHS on 11/03/2022. Starting 11/10/2022 I contacted AHS multiple times a day checking on the status of getting my refrigerator replaced. Multiple times they told me that they would get it resolved within an hour or two. Today on 11/15/2022 I yet again called for the status of my refrigerator. Today they told me that they needed yet another person to come out for a second opinion.

    This is really the 4th time they have scheduled a company to come out and look at the numerous issues. I do not have the time for an endless parade of technicians to come out for a 4th, 5th, 6th, 7th, 8th opinion, etc. Having a 4th opinion on a refrigerator is ridiculous and an obvious attempt to not pay for the replacement. I have spent more than 40 hours on the phone with AHS without a resolution. I do feel that they do not want to resolve the issue and that they are giving me the run around and do not want to pay the claim per the contract. They need to replace the refrigerator per the contract.

    This is the second claim we've had with American Home Shield. Our garbage disposal was installed with the house, so it was about time for the end of its life. The tech American Home Shield sent was great, as well as super friendly. We just had to show him where the garbage disposal was, and he worked very quickly. He had all the replacement things ready to go in his truck, so he didn't even have to come back. He just grabbed the new one out of the truck and installed it for us right then. He was at our house for a total of 20 minutes. It couldn't have been any faster. Our water heater went out in the first year of buying our house, and that was covered under our warranty as well. On both claims, American Home Shield it paid for itself with only having to pay the service fee versus having to buy a new appliance.

    I couldn't have been more pleased with American Home Shield. They gave me the name of the plumber immediately, and they put an expedited notice for them that it was an emergency, because there could be secondary damage. Then they told me, "Please, feel free to go ahead and call them yourself, even though they will contact you. You can either wait for them to contact you or you can contact the-- and here's all their numbers, phone numbers, contact numbers." So after getting off of the phone with the lady, I contacted the plumbing service myself, and I told them that Home Shield was putting in the request, and they had a plumber in here in five minutes. Then he took care of the problem. He was nice and very friendly.

    We've had this ongoing problem. The drain was stopped. First, the plumber came and then he said it was an appliance issue, which I knew it wasn't. The appliance guy came and he said it was a plumbing issue. So the plumbers came back and finally got it resolved. It was very lengthy. I don't know how quickly AHS is supposed to respond. It seems like it takes a little bit for it to get lined all up. It's also weird because one time we had to have our air conditioner worked on and the people came from 90 miles away. He said that he always comes over to this area to service. He had almost a two-hour drive to get to us. And we have a lot of people in our area.

    We have a tankless hot water heater. We called it in and they asked us what the problem was and they scheduled somebody. When the plumber called, he said, "American Home Shield isn't going to cover that because that's a maintenance issue." Which we didn't know. He said, "But I can go ahead and come out and get the money refunded to you that you've already paid them.” They need to ask more questions or find out when you call it in if they can even do it.

    The technician fixed the issue fast. My concern was the unit had been installed only a few months before this happened, but they still charged me a service fee to send somebody out because they only have a 30-day callback period. That seems unreasonable. There should be some reasonable warranty that is attached to a brand-new piece of equipment that's installed. Yet, even if a manufacturer's warranty is good for the year, there's only for 30 days, and if something goes wrong, you have to pay another service fee. It cost me an extra service fee to fix something that should have been taken care of regardless of what the problem was.

    My AC wasn't cooling for a couple of weeks. I called American Home Shield for the claim. There was a 48-hour turnaround before the service got scheduled. When the AC repair guy came out, he saw that it seemed to be a capacitor issue. So, he changed it, and then it's been working fine. He was professional and respectful. He showed up on time. He notified me before he was on his way. He diagnosed the problem and showed me the part that he swapped out. The unit started to cool within an hour.

    So far, the experience with AHS has been wonderful. I like the response and the response time in resolving the issues. They saved me from buying a new refrigerator.     Grade A Plumbing did my toilet. That toilet still worked, but the float was wearing. It was rattling the pipes so they put a new kind of float in, and the rattle is gone. However, sometimes, there’s a language challenge. People that are from another country need us to go a little slower. But they're smart and cheery. They grasp what you're saying. They know the rules. They know the programs. The only bump in the road was one of the people was being right to the book with American Home Shield. She said, “You gotta wait till Monday.” It's not her fault.

    American Home Shield needs a Saturday-Sunday program where vendors can be on call for Saturday or Sunday. I had to wait seven days for something to be fixed, adjusted, or checked. I have asthma, and it was about heat. I didn't appreciate that. What if it is super serious? What do you do if you have water coming into your kitchen? What do you do if you have gas? You gotta wait? Or you gotta get a different vendor outside of the plan? Then you're not going to be happy because you're gonna have to pay full price.

    The gas valve of our heating unit wasn't opening. It was a hit and a miss. It would turn on every 10 days or so. It was cold out and we were freezing to death. It took the techs almost two weeks to come out for service because they said they didn't have anything open until November 1st. They had to order a part and it took about a week or so for them to come back with a new part. They were wonderful and very informative. They treated us with respect and were very efficient.     I get a contractor within less than 24 hours. Within hours sometimes. Everything’s good. For the recent one, American Home Shield got me somebody immediately. But whatever the guy came in and fixed, it's still broken. So, they're ordering more parts. AHS needs to have a box when they get a company that you don't wanna do business with again. If they send a contractor out, just a box that says, “Hey, would I want to deal with them again? Do business or no business?” And you could just click yes or no. That's enough feedback, besides writing a paragraph, or 5 or 8. It can get wordy.

    I've had three companies come out here for my AC. Out of those three, two were sketchy. You get a guy that comes to your door with a tattoo on his face, a pink rabbit huge earring, shades and rotten teeth. He said, “Let me come in.” And AHS was, “What the hell's going on?” That didn't seem right. But A Town, the appliance company I’m dealing with now, has been great. They come here. They diagnose. They come immediately, answer my calls. They call. The appliance I have here, they put a brand-new part in there. It’s still banging. It's still not working. They came the other day. They ordered more parts for it. And they're gonna replace more stuff.

    Realty Rekey came out for a rekey service that was provided by AHS. We just bought the house and needed new keys done and it was $85 for the service call and they provided four keys. I went on the American Home Shield website and used the customer portal and I saw that rekey was listed there. So, I just clicked it. Within 24 hours, I got an email from Realty Rekey, trying to schedule or figure out a time that would work for me, and I responded back to them. By the next day, we certainly had a day figured out for that. Then, the person had given me a window of when the guy might get out there and he would text when he was on his way. I did receive that text and went over there and met him. He did a great job. He's very fast.

    Generally, it's been a positive experience with AHS. With a home warranty, there's like a layer of indirection that can sometimes be a little frustrating. We had the AC go out and the condenser outside was the problem. The contractor submitted a request to replace the system because it couldn't be repaired. And AHS said they'd for the condenser, but not for the inside unit. But the contractor said to get a condenser that would match the inside unit would take three weeks of us having no AC in July. So, it wasn't a real option.

    The contractor said they could only replace the whole system if we wanted it done quickly. AHS wouldn't cover the inside and we wound up with a $7,000 bill there that we weren't expecting. But if you read the contract, it is what it is. They did replace a fridge for us once that was like 3,000. So, all in all, we came out a little ahead on the home warranty. I'd probably recommend them if someone was specifically looking for a home warranty or they were in the same situation where the seller in the contract was covering a year. We've been pretty happy with them.

    Our clothes dryer stopped working, and initially, I called American Home Shield. The dryer's Amana brand, and somehow, it got spelled as Miele when it went out to the prospective service provider. The provider said, "We don't service that make." We had to go back, and it delayed the process. When the technician finally came out, he did a good job, and he was very personable, as well as knowledgeable and timely.

    The person that received the original request didn't speak English very well or wasn't paying attention as they entered the data. Other than that, we've had other service calls, and we've been very satisfied. I had a timely enough response. Given the labor market in our area, there have been some shortage of technicians. We live on the edges of the Phoenix metro area, so we've gotten referred to, sometimes, companies that were some distance away. They say, "Well, we don't service that area, because of distance, price of gas and things going up."

    My most recent service call with AHS was for a Samsung refrigerator. It was fixed a week and a half ago. This was the third time the same exact thing happened that they have come out. When I called and placed a service call, I told them that and they would say, “Okay, we'll have a technician come out and fix it.” They’ve already replaced the full parts as they did before. They would say, “We're gonna replace them again. We're not gonna charge you for the service call fee of $100 because it's the same exact problem.” Perfect.

    But then I would get a bill saying that I owe 106. I had to call and place a service call on Sunday for our toilet. But it wouldn't let me do it online because I had a past-due balance of 106. I went ahead and paid that in order for me to make this new service call for this other thing. I called AHS last week and said, “Why do you guys have a past due balance with my account for 106?” They said, “We're looking into that. We'll see if we can get it waived.” I haven't heard anything. But the claims process is very simple and easy. I really haven't had any issues with customer service as well.

    Sometimes American Home Shield is fine, and sometimes it's not. I wasn’t too thrilled with American Home Shield when it was time for my air conditioner to be repaired. The air conditioner was five years old when it was put in. It was Best Care of Toulouse that came out here. That man that did the diagnostics on it said it was not properly maintained. That was what he wrote in to American Home Shield and he told them not to cover it. They also said it was an evaporator coil that needed to be replaced, so that should have been replaced and I shouldn’t have had to pay for that. I looked, and it's in my contract. I don't know why American Home Shield listened to him because I had a VIP service with Greenway Services and they've been coming out here and doing VIP services twice a year with my air conditioner. The last time that they came out and did it was just a few months passed. I had to have my air conditioner fixed. My husband and I were out of money. I wasn't pleased with it.

    I went on and renewed my membership because I've been with American Home Shield for over 20 years. The rest of the experiences have been fine. They would send the people out here. If something needs to be replaced, they would. A contractor just came out here and diagnosed my cooktop on my stove. They can’t replace the part, and I’m waiting to hear from them on that.

    I had a problem with my freezer and the techs came out when they said they were going to. They fixed it and it didn't quite work so they came right back out. There was a problem with the part and that was nobody's fault. Those things happen. So far, the service with American Home Shield has been good.     American Home has done what they promised to do. They paid for an air conditioning system that I needed. I had a furnace repaired and that part of it went well. But I had more problems with one of their contractors. When they came out here, the tech told me there were gonna have to be some modifications made to my air conditioning system. He told me that according to the program, he could charge for those modifications. The reality was he made zero modifications. When I confronted him on it, he said, “American Home Shield lets me charge up some to make up for some of the costs.” I was ripped off about $2,800 by him.

    I never could get anybody to talk to me when I called in to tell me how to deal with it. No one would give me a breakdown of what he was charging for or what that was all about. I requested when we did the furnace that that contractor not come back out. A tech did my furnace, and he was in and out. They had a little delay getting the part but that's part of reality right now of supply chain so that didn't bug me.

    First, I put in a request with AHS for my heater because it was working on and off. I told them I didn't know what it was. There was also no water going into the washer. Since the claim included both the washer and dryer, I told them about both, but the main issue was the washer. With the washer, once the tech started the cycle, no water would come into the washer and then it would just shut off. The first time the tech came, it was more to inspect and figure out what the problem was. He figured out the dryer issue in the beginning. Then for the washer, he said a new part needed to be ordered, and that he would order it that day and hopefully it would arrive in two days. He replaced this valve in one of my hoses connecting the washer to the water valve. He had to take apart the whole board and changed the part in the back. Once he changed that, he ran the full cycle and the water turned on. Everything's good now.

    I call American Home Shield. I tell them I have a problem. They tell me if it's covered. If it's not, I get somebody to do it for me. But mostly, if it's inside the house, they take care of it. Those guys are good. I have a friend who also uses AHS, and she's had good success with them. AHS is 100%. They're wonderful. I've had two excellent plumbers with AHS. But these two younger guys who recently came out need to go back to class. They were a 75%.

    My issue was my single shower knob was extremely hard to pull on. I had to get inside the shower, grab it with both hands, and twist it to get it to turn on. It did hot and cold, and you pulled the knob out in order to turn the water on. So, I called it in as defective. I called AHS and reported it. They sent a contractor out. They just said that, “This is the company that's gonna be working with your problem. And we're anticipating them to show up at your house at a certain date and time." However, it sucked the first time. I had to have them come back out and do it right.

    I told them the problem. They fiddle-farted around with it for a while. Finally, they came in to where we were at. One plumber said they got that fixed. And they told me that all I have to do is when I get in there, just grab it and pull it out. I asked what they did. They said, “We took the knob out. We sprayed it with WD-40. And we put it back in.” So, I didn't go in and check their work. They left. I went in later that day to check it and it wasn't any easier. It could have even been more difficult to turn the water on.

    He made me send a picture to them of the exact item that they had to bring. They said, “Send us the picture so we know what part to bring.” They came out. And the plumber said, “I don't have that part on my truck. So, we just sprayed it with WD-40 for that.” It didn't make any sense that he didn't have the part after they asked me to send them a picture of the part so they know what part to bring.

    I called the plumbing company back and said, “You guys got to come back out here. This isn’t fixed.” And they said, “We don't work with you directly. You have to call AHS, and they'll set up another appointment.” That's what I did. They finally sent out a real plumber with the actual part I needed. And he was done and out of there in 30 minutes. AHS did a good job. But the vendor that they contracted with that particular time didn't wanna do the work. They just got in. I've had work done with that plumber three times, and only once that they botched the job. So, you probably got a 75% chance of getting a good job done.

    American Home Shield sent RDN Plumbing and they had to replace my hot water tank. I loved it because they were here and out in an hour or so. I liked that technician. American Home Shield is a good company to call and have their contractors come and fix appliances. They provide excellent service. The air conditioning claim was too much money though. The upstairs unit wasn't working. The contractor said it was a compressor and it was heavy. They needed a crane, and it was $600 which came up to $700.

    The most recent experience I had was for some plumbing work at a rental property I own where the tenant complained that the dishwasher wasn't cleaning as expected. I put in the service ticket and the techs sorted the flange which needed replacement. The techs fixed it right away and the renter let me know the dishwasher was working again.

    But I had a bad experience when I found there was no way to get in touch with anybody to give them feedback. When I go to their website, all I can see is create a ticket or request for service. But all I needed to do was talk to somebody about an existing service and tell them, "Hey, look, the techs did a terrible job. They came and fixed my HVAC and opened it up to change a flange that opens and closes the different vents. But when I went up to the attic a few weeks later, the hole they cut in the ducting was completely blown open and there was cold air coming up in the upstairs area. I had to pay a contractor to fix it right away because I couldn't have it be that way any longer.

    TN Appliance came out twice recently. Once was for the refrigerator and once was for dishwasher issues. Jimmy did a good job. He did replace a few things on the dishwasher, and he was not able to actually restore it. It was the water coming out of the water dispenser in the door. We felt like on the refrigerator, the water flow has slowed down. He wasn't actually able to restore it back to the way we felt it was, but he did make multiple repairs and replaced multiple items that he felt like could have contributed to that.     There's a little wait for everything with American Home Shield. It depends on what happens. Now, the first part of the AC, I think that took a little bit longer than immediately, just because I think they could have troubleshot it to where it could be the compressor, but let's see if this sticks first, and then it runs for half a day or whatever. And then, the other thing, the next weak thing goes out, and they put something else in there, and then you gotta go somewhere else.

    I feel that there's a way that you can tell, it's just what do you wanna put the time and the money into it right away or not. You do the little things, the band-aid stuff, because you wanna save the money. You'll need to change out the compressor unless you absolutely know it's the compressor. So we're gonna put a band-aid on this, put a band-aid on that and see if it stops and continues to run. And then, maybe it runs long enough to where the compressor goes out, the part goes out, it's further down the road. And then, at that point, and then we'll replace it. But that's just insurance.

    I had a tech come out and do an inspection. He said both AC units were in great shape and the filters were clear. He said everything was working fine. I also sent in a claim when the pipe busted to the tub, and it caused a leak in one of my closet downstairs. So American Home Shield had to have three different technicians come out - one for the leak, one for the repair of the pipe for the tub, and then a guy to redo the sheetrock where the water damage had caused the sheetrock to have to be pulled and repaired. So that took about two months. I was out of pocket of about $1,500. But they took care of everything else. They paid for the plumbing and the repair of the sheetrock.

If you have something that's broken, there's already friction from a customer's perspective of having to go through this, AHS made it so easy to get the issue resolved. I had an issue with our AC and the contractor came to the door quickly and explained who they were.     The "customer service" is impossible to work with. I have been paying AHS for over 4 years on 2 homes. The first time I needed them was for a plumbing leak under my house. Terrible experience. The plumber only agreed to come out if we would pay them and then fight AHS for a refund. What could we do? Now I have a refrigerator that isn't working. Just in time for the holidays. The service company that was sent out informed me, on 3 separate occasions, that the parts needed are no longer available anywhere and they have informed AHS of that. AHS, on the other hand, keeps telling me they are on back order but due to Covid it could take 3-5 weeks to get them. My fridge is not working people! I have paid for both homes, on time for more than 4 years and this company is running me around.

    The techs from Clutch Appliance Repair kept us informed of what they were doing to fix the oven. And when they left, they called back to see if there were any other problems. American Home Shield is very easy to deal with. We’ve had them for a year now and we’ve called on different occasions.     I originally had an account with American Home Shield years ago. I canceled it because I got no benefit when I have air conditioner issues. AHS sent out three different people and everybody said the same, that stuff wasn't covered. I didn't understand why because it said that on the contract it was covered. That's just a waste of $40 a month, so I canceled it. Later, I decided to go ahead and try it again.” And this time, I'm a lot more pleased.

    Shortly after five months that I got AHS again, my water heater started leaking. The first time I called in for service, the contractor came out. They looked at it. But AHS denied the claim. I asked, “Why deny the claim? You said this is covered.” According to the technician they sent out, the damage to the water heater isn't covered. I said, “I don't understand. It's a water heater. It's not working. You got to do a fix. What's going on?” So, they said, “Would you like a second opinion?” Of course, I would. So, they sent another plumber out. He was a lot more thorough than the original one. And at that point in time, they had approved the claim, but additional items needed to be done. So, that would increase the cost 700 or 800 bucks.

    I ended up spending more time in Virginia, helping take care of my father and stuff. So, I never got it fixed ‘cause I wasn't in the house. But as my father passed away, I came back to the house. I needed to get the water heater fixed because it was not even warming up at all then. AHS was able to send that second plumber out again. The customer service with Proven Construction was awesome. They let me know they were on the way and how far they were away. And everything with them was perfect. The tech did his assessment. And it was approved just with a $750 variance that I had to pay out of pocket. Additional materials had to be used that's not covered. And I just needed hot water. Paying 750 was a lot better than 1,700 for a new one.

    Those dudes were amazing. I had already assumed it’s would take two hours for them to install and everything to work right. Those guys came in, removed the old one, put the new one in. And I was on my way in 40 minutes. I said, “I think I have some other issues in here. I hope that they contact you guys to come take a look at it when I call these other issues in.”

    I like having American Home Shield for the peace of mind. I've already had to call them twice, and it was so easy. I used to get on Thumbtack and try to find someone, but now I just call them. This last time, I called them for my drain, and the very next morning, somebody came and fixed it. He was really great. He was professional, friendly and let me know what he was doing. I just worked, because I work at home for now, and he did what he needed to do.

    I also have a short in one of the plugs, and depending on when we plug something in or out, that whole wall power goes out. When my husband tried to plug his lamp in the other day, it didn't work. I called American Home Shield and an electrician came out a while back. Just the wiggling it around from taking them in and out when he used this voltage thing, it worked. I also plugged in my hairdryer and it worked. Right after that, my husband plugged something in and it did not work. For now, it's not anything that's an emergency, and I'm hoping that I don't have to have somebody come out again until after the holidays. Eventually though, they will, because it's so annoying. It'll work, then the next time, it won't.

    The hot water heater was leaking, and American Home Shield contracted Greenway to replace it. Things turned out to be a mess with the technician. I then went on American Home Shield because they claimed that they ran water lines and everything and charged me $750. They didn't run the water line but then when I called American Home Shield to tell them about it, they said, ‘'Well, that's what they said. They ran a water line.” They sent the bill to collection and it’s a whole big mess. AHS didn't do anything else. They told me not to worry about paying the bill because they were going to investigate it, but they never investigated. Nobody ever came to the house. Nobody ever called me. AHS didn't do what they said they were gonna do.

    A contractor came out and installed the microwave. It came quicker than I thought. I'm very satisfied with it. However, I'm dissatisfied with the claim on my fans. I had two fans that needed to be installed. The fan wasn’t the color that the other one was. I told them I'd rather not have a white one. They canceled my order. I was pissed. I called about it, and they said, “You can have it replaced, but you can't tell what color it can be. It's whatever we have in stock.” I was told I have to take a cash-out. I have to go and buy my fan and have it put in myself. I can't climb up the ceiling and put in a fan. After they told me that, I called back American Home Shield and they said that was what they had down because I would not take the white fan. It wasn't that I wouldn't take it. I'd rather have it dark colored, but they brought out a white one. It's hard for me to get up there and clean the fans. That was why I said what I did.

    It was the same thing with my air conditioner. I had it replaced. That was what they recommended. I had to pay for it out of my pocket because I didn't go by their rules. The man came and looked at my air conditioner. They’re from J&J Mechanical in Houston. At first, they told me I did not call and go by their policy. I talked to them about it and they said, “You decided that you would proceed with a new one.” I told them the tech told me it needed to be replaced. But yet, I had to pay for it. I'm 80 years old, and I live on Social Security, so it's hard. I’m very dissatisfied with American Home Shield.

    We had a claim more than a year ago. Their contractor did a bad job with our shower and about a week later, the whole thing busted. It was running full speed and we couldn't shut it off. We called American Home Shield and it was the day before a holiday. They told us to hire our own plumber because they couldn't get anybody to come. We did and they said to make sure the plumber calls before he does any repairs. The plumber came out and he couldn't shut the water off because with the way the building works, we'd have to shut off the water in the whole building.

    It was Sunday and my wife called American Home Shield with the plumber but she got a voicemail saying, "Call during business hours." They called again during business hours but there was nobody she could get ahold of. The plumber fixed the thing and it cost us $900. American Home Shield refused to pay because we didn't get their approval before the guy made the repairs, even though we couldn't get their approval because when my wife called, it went to voicemail. I went through this with them for hours and hours over the phone.

    For little things, they come out and they fix it. But when it came down to an emergency, they were the worst of the worst. And their customer service was ridiculous and horrible. They wore me down. I called them so many times and stood on the phone with them for so long to get these people, almost every time from the Philippines, who didn't know what was going on. They didn't have any authority to do anything and they were hard to understand. Also, they put me on hold again and again and they said they would take care of it but they change their mind and said they wouldn't take care of it. They're terrible.

    The guy from All Desert came out and looked at the washing machine and he said that there was an issue. He said that he would reach out to American Home Shield to replace the parts. He said that it would take a couple of days and they would get back to me. No one ever got back to me, so I reached out to them. They told me that American Home Shield denied the request to buy the parts. When I talked to the guy who did it, he said that the guy said that it was just from excessive use or I put too many clothes in the washing machine. That was what he wrote in the report. So, because he wrote that, they denied the request for the parts. Now, I'm trying to get a second person to come out because he never told me anything about that and I've never jammed any kind of clothes into the washing machine. I was completely dissatisfied. I was about to switch insurance providers just for that reason.

    The washing machine wasn't draining right and the spin cycle was not working correctly. The contractor, Hornet Appliance, came within 48 hours and had to order the parts. They weren't able to source them locally and American Home Shield had to source the parts. So, it took about 10 days. From my experience with American Home Shield, the home warranty is basically for your appliances. I've learned not to call them for electrical problems because everybody they send out doesn't spend more than five minutes here and they don't fix the problem. It's great for appliances and some plumbing issues.

    AHS has always taken care of the problem and even for electrical, they've sent the people out here. So they're holding up their end. AHS has been great and very timely. They had to replace one of my refrigerators because they could not fix it and I had a great experience with that. They bought me a brand-new refrigerator and got it up and running very quickly.

    Normally, the process is easy. American Home Shield just takes care of the issue, whatever it may be. However, it was confusing this time. I got mixed emails. I didn't know what was going on for a week and a half. But we straightened it out. Sears came out for a microwave and they diagnosed the problem. But they didn't repair it because no parts were available. Too old. So, a replacement has been ordered, which is supposed to be delivered tomorrow.

    Some of the vendors aren't qualified. I had a problem with the refrigerator once and it took eight months to get it repaired because the first vendor that was sent out didn't know what he was doing. But Sears has been good. I always suggest American Home Shield. When people say they got a problem with an air conditioner or an appliance, I'd say, "You should look at a home warranty. That will save you a lot of out of pocket at the time you need it." I'm a guy that has a savings account toward problems. It's not like you're gonna save money in the long run, but you're not gonna be out that big hit when something goes wrong.

    The first guy that American Home Shield sent out here came twice. First, he diagnosed the refrigerator and thought it needed freon. He came back with freon and another part a couple of weeks later. It was still nothing. All this time, the refrigerator was dying. We were living out of a freaking barrel and an ice cooler. I lost all of my groceries. I had to throw away so much food. After he came back, he said American Home Shield was gonna send somebody else 'cause it was something he couldn't do. But he said the refrigerator was dead and it was time for me to get another one. Then I got a notice for a new company that was coming. They came and said, "We can repair it, but it's dead." They sent in what the repair would cost to American Home Shield. Then I got an email later that day that I qualified to do the replacement. I did the paperwork for the replacement and sent back the receipt.

    Right now, I'm feeling confident that American Home Shield is worth the payments that I'm paying. When my dishwasher went out, their contractor repaired it. American Home Shield so far has come through every time. They're very responsive and quick. The people that they contract with contact us fairly quickly to come out for repairs. The technicians are on time. I will recommend American Home Shield to friends.

    The plumbing service providers are subpar. They appeared in an unmarked van and they had no emblem on their shirt. The bathroom faucet drain was leaking underneath the cabinet. They did like a quick problem-solving thing but after they left, there was a piece of the faucet that was left behind that wasn't put back into the faucet. Also, they had been yanking on the faucet so much that they completely loosened the faucet on the sink. You could take it and move it around. Plus, it as still leaking badly.

    I wasn't happy with the work they did and they had to do a recall. They're very nice but I don't even know if they were licensed. They didn't correct the problem the first time and it took much longer than it should have. The second time, they tightened the faucet and they said that I didn't need to have the piece they left behind in the faucet. Also, the plumber had a lot of trouble trying to patch the leak up.

    In addition to that, the tech chipped the paint on my cabinets because he didn't lay down some sort of padding. Also, one of my tiles is racked. I wasn't given a business card and I was given a handwritten receipt for what they did. He said that a family member owns the company and just gave his family members jobs. I'm not gonna be renewing with AHS.

    Our heater went out and the tech came and looked at it. He said it needed to be replaced. He put it in the paperwork and within a couple of days, I had something from American Home Shield saying the same, and then we accepted it to get the new heater. All the communication was back with him and he was great. We had it in really quickly. There was no problem with him organizing to get it in. He said as soon as he gets it, he would call us, and he did. So it was all good. It went extremely smoothly. So I was pleased with that.

    The online claims process is pretty easy. I have had some issues though with other properties. Once American Home Shield ordered the product, then you gotta go through the delivery thing. It's almost like it goes out to the main field, and then they get other people to do it. During the delivery, they damaged the product and it took months and that was really irritating. But American Home Shield is out of the picture once it was ordered, and then it moved to that next stage. I wasn't very happy with that because I was then having to talk to whoever they sent out to do the job for the delivery. It all fell apart because they didn't care. American Home Shield in that situation didn't finish the job. They did their part, but I pay American Home Shield. I don't want to be talking to the delivery people that have made tons of mistakes. But otherwise, I haven't had any other issues with American Home Shield.

    I decided to acquire the coverage with American Home Shield because I'm single and when things go wrong in the house, this is something that I just can't do myself. I found that it's much easier to deal with one company. American Home Shield has always taken care of any needs and they are always right on top of things. If I put in a request, I generally will get a call within the next 24 hours and someone will be out the next few days to diagnose the problem and take care of it.

    When my heat pump was running but there was no hot air coming out, a tech came out and diagnosed the problem. American Home Shield sent me an email that I could either replace the compressor or they could replace the unit. With the age of the unit, there was no use in replacing the compressor because I would have to pay to get that replaced and then turn around and get the whole unit. In the end, the unit was replaced. The contracted company was very pleasant. They always let me know when they were on their way and they were efficient. I've always had a great experience with American Home Shield. It's well worth what I pay every month. I'm going to continue to keep it as long as I have my home to take care of.

    The water heater stopped producing hot water. The claim process with AHS took a month. Communication was not at its best. I would contact the customer service department, and they would tell me to wait three days before they could be able to contact them again. It just was a circle, on and on and on. I had complaints and they weren't addressed.

    Having AHS gives me peace of mind. But a couple of vendors were horrible. Action Mechanic was super rude and unprofessional. My central air had stopped getting cold and they sent an older gentleman. He was coughing and he was sick. He didn't fix anything. He left it the way that it was. I reported it, and then they called them back out, but they were like, "They don't have anyone to service the area because the guy was out sick." The customer service of AHS is horrible, too. You can't understand them. They're not trying to understand you and it's just a back-and-forth.

    My water heater was leaking all over my garage. When I called on a Saturday, they said I had to wait till Monday because they needed to know if there was water in the walls. The individual that I spoke to initially kept telling me it wasn't an emergency. But obviously, if there's water all over the place, that's an emergency. I had towels, blankets trying to soak the water up. By the time they sent somebody out, I had 99% saturation in my walls. So, they had to remove a lot of the wall, they had to remove the baseboards and dry it out. They should've sent somebody out right away.     The technician who came for the dishwasher said it wasn't broken. The dishes were not getting clear. They still had a film on them. He told me some things to do to clear up the problem. We cleaned out the little spinners where the water comes from. But they're still not clear. The dishwasher wasn't doing this when we first got it. Also, sometimes there's grease on the dishes. I don't understand because he showed me the things to clean out and those things are clean, but the dishwasher is still not washing properly. I am thinking about calling American Home Shield again, but I don't want to pay another $100 for their contractor to come out because they already came out for this. American Home Shield is good. I just thought they covered more things than they do.

    Every time something happened, the contractor came out. And I dealt with the same people, so that was cool. But American Home Shield's services can be a bit better. When I first got the insurance put on the house, I assumed I had the best insurance they had. And when things started breaking down, and I had to still come out my pocket or find other people to do what needed to get done. And when it was happening, I ended up buying the expensive package, which supposed to be even better. But I had the plumbers come out to my house, and I had to pull my own toilet and put my own down, because if I had to have them do it with the people they sent out to the house, I would have had to pay $500 out of my pocket, and I do not understand that. I shouldn't have to fight just to get stuff done. I'm trying to research for my next homes and I don't want them.

    I had a leaky spigot in front of my house for a hose. I just put in a new porch which I didn't want to get destroyed by that. I called AHS up and it was the best experience I've ever had. I called the tech 15 minutes after I opened the claim to find out when they would be able to come. The guy I spoke with told me he was gonna call me back but he didn't. 30 minutes later, the techs were here and they did the entire job. They had to get a part but it took them 40 minutes at most to do everything. They did it professionally and they were very nice and clean. They had to go inside my house, so they took off their shoes. I was really impressed.

    This is the second time I've had American Home Shield. I had a property that I owned before and I had tenants in there. About six weeks after I bought the house, the hot water heater went. It cost me $125 to have the whole hot water heater replaced. So, the warranty was definitely worth it.

    I'm not sure that I like the contractors that American Home Shield sends out so much. They've had to come out three separate times now to fix the same issue. It’s for my HVAC. They came out and said that it just needed recharge. It didn’t work. They came back out and said they had to replace half the unit. In the process, they broke the heating part of it. So, then they had to come back out and fix the heating part. Now, it kind of works but it doesn't get up higher than 72 degrees. AHS should offer different contractors instead of just using only one that they send out. They should have a list of contractors where we can choose from if we didn't like an experience from a different one.

One of my drawers for my vegetables was freezing. He told me how to stop it from happening in the future. I've always had a good experience with American Home Shield.     An air conditioner didn't work and a fan blade was stuck to the motor. American Home Shield sent someone out. This guy had some long screws in it and it made a horrible noise. You couldn't even stand 15 feet away and talk because it was noisy. I called American Home Shield back. They wanted to charge me $248-some to come back out and fix it. I fought with American Home Shield for a couple of months because they said they couldn't come out because of the noise. I didn't cause the noise. The technician caused the noise. The screws also caused the renter some problems. They usually pay about $6 a day for the electricity, and it went up to $14 a day.

    American Home Shield said they would refund the $100 and I paid them another 100 bucks to get someone out. GM Air came out and all they had to do was cut the screws off. I was also told it was the wrong fan. They had to order a different kind. When we had a furnace problem, I requested GM Air. The technician that came out was fantastic. He fixed it very well. In the future, I want GM Air to come out.

    The stovetop quit working. And the electrical outlet in the island quit working. It flipped the switch in the electrical box. American Home Shield first sent out the electrician to say if it was an electrical problem. The electrician took out the stove. And whatever they did bypassed the wiring for the stove. And he was able to flip the switch on the electrical box. So, he said it's not electrical. It's the stove. AHS sent out an appliance guy who looked at the stove, and one of the switches was off. It was burned. And that's what kept flipping the switch. Because prior to that, I would flip the switch and it would flip back off. There was nothing that would keep it going. So, I had two different vendors on that.

    The stove guy fixed it well, and explained everything. That was wonderful. I liked them. They did a fine job. The technician diagnosed it, got the part and fixed it. Some of the people AHS send out are bad. But that one was great and timely. I have another ongoing claim with AHS. And it was from June of this year that the stove vent hood for my second property that my son lives in. The guy came out, and you can't repair vent hoods. You have to replace the whole vent hood. So, they never did. And it still has not been repaired to this day.

    The AHS agent called up and said, "You have to take pictures of the vent hood. You have to measure it. You have to tell us the model." I said, "But the technician did that and gave that to AHS." And he said, "No, he didn't." We called the technician, and he said he gave it all. And he said, "You have to send me pictures of the vent hood." I sent him pictures. But nothing happened.

    The same guy, again, came up and said, "We have to do this all over again." More pictures and all of that. But nothing happened. So that hood is still not working on the stove. And I've already paid the $100. What they did was same thing as on my stove. They sent the electrician out, and he said, "No. You got to do an appliance thing." I'm supposed to call the appliance replacement and do it all myself. But AHS was supposed to come and replace the appliance. And nothing has been done on that. My husband died last year, and he could fix anything. So it would be, "Can I fix it for less than 100 or more than 100?”

    I had so many things go out last year. I had to go without a refrigerator for six weeks. I had to go without a stove for the same issue that I have now. Had to go without a stove for three weeks. I had to go without an air conditioner in 105 degrees for three days. Which I was pleased that I did get it done in three days. There were so many things that went done that I was so disgusted with AHS that I would have never referred them. But I was happy with the last claim. It was done very timely. And it was done by people who got it done quickly.

    The refrigerator freezer was freezing up in the bottom. So there was a block of ice in the bottom but it's supposed to be frost-free. Even when I would defrost the freezer, it would come back again. The first time I called about the same problem about a year ago, they could not find anybody to service the Samsung refrigerator. But this time, when I called American Home Shield, they had somebody that would service the refrigerator, and they said they're gonna give me credit because they had already spent $100. They sent somebody but I had to reshedule with the person that I scheduled with because I had gone to the hospital. So I called them and I cancelled that and then rescheduled with him, but he never came. I tried several times. So then I called back American Home Shield and they scheduled Ansley. They were excellent. They were very prompt and they did a great job.

    The service person that came was very knowledgeable. He was very determined to get down to the bottom of what the problem was. He went over and beyond, trying to fix the issue. I was very pleased with the freezer. So far, I haven't had another problem. He was very determined and he stuck with it until he was able to accomplish what needed to be fixed. He also checked the washing machine and he said the issue was the bearings. But he said it was not repairable and it has to be replaced.

    I had a plumbing issue with my bathtub. So I called American Home Shield and then they looked up plumbers that they're contracted within my area. They told me of two different company and asked which one I preferred and they set it up. They referred me to a company out of Melvindale, Michigan. It went really well. They sent me a email to schedule date and time to come to the home. We agreed upon that but then I had to change the schedule and the company responded pretty quickly via email. I called them on a Thursday and then they scheduled me for that Monday. They came out pretty fast. The guy repaired the plumbing situation within an hour. It was the conductor. He didn't even touch anything. He told me, "You use see that thing? If I push it in, it may pop out." Sure enough, he pushed it in and it popped out. He said, "That's what's wrong. I could change that and you'll be good." He went to his van, came back with one in a box, took out that one, put the other one, and it was out already.     The water stopped flowing in my dishwasher, then shortly after, my microwave stopped heating. It was one after the other. So, I had both of them looked at at the same time. I went online, and the website was really good. It always is. American Home Shield is very fast, and they really work with you. Once I submitted the claim, they sent me a text telling me that the contractor will contact me. The contractor was professional and very knowledgeable. They knew what they were doing, and I didn't have any problems with them. For my dishwasher, the guy said that a cord went out, then when he checked out my microwave, he said that I needed a new one.     Whirlpool came out for the microwave and the range when it was convenient for me to be available for them. The microwave parts had to be ordered. It was a little delayed but when the part came in, I was notified. The techs came in and fixed it right away. With the range, the part was outdated and they couldn’t repair it. American Home Shield offered a payout. The stove that I was planning on getting had a big difference than what they offered to pay out on. So, I have to wait and save up some money to get the one that I need to fit into that slot. The only drawback is, when you got an area that is already customized for a certain inch of a range, that should have been part of the deal. Other than that, everything was A+, excellent. The workers and everybody were very kind.

    I have been with AHS for 15 years, but this last experience is the last straw. If the problem is easily fixable, no problem. I had very good service then. If it's not, be prepared to wait forever while they repeatedly try to fix it so they don't have to replace it. The first instance was my thermostat on the water heater. They sent people 3 times to tell me what might be wrong but never actually did anything. After my boyfriend googled it and found out it was the thermostat, they ordered the part and finally fixed it after an extended period.

    The second instance dealt with my over the range microwave. It shorted out. After sending someone out to confirm that, they said they would replace it. However, they made me look up the dimensions online (which they could have done), send them to AHS, and then ordered one. It took 1.5 months to replace the microwave. I could've done that in 1 day.

    There were other instances, but this last one is unforgivable. My 20 yr old Maytag dishwasher died. It needed a new pump and motherboard according to the repairman. He said it'd be better to replace it, but after submitting his opinion to AHS, they decided to fix it. Three times they ordered the parts and 3 times they arrived broken. We're on the fourth attempt to order parts right now. This started in August 2022 and we're now in mid November. There have been no communications from AHS nor could I elicit a response by calling. There are very limited ways to contact them.

    I checked my account page to look for updates and they said that I had a service appointment with Whirlpool on "Dec 31, 1969." I don't even know what that means! After calling the number, their automated service said there was no record of a service call for my address. I can't seem to find any explanation for anything. Their contract says there is no limit to how many times they will try to fix an appliance or system, so I suppose this issue with my dishwasher will go on forever. I am cancelling my warranty and buying the dishwasher that I want as I am sure they won't replace it with a quality one. My advice is to skip the warranty. It doesn't pay off in the long run unless you have a catastrophic failure and you may have to wait for months to have it replaced.

    We have three houses and one of them is a rental. I figured that American Home Shield would be the easiest way to get something done. There's the ability to get somebody out to fix something pretty quickly. In order for American Home Shield to maximize their profit, they often go to service people or vendors who are very new in the industry. I get that but sometimes, there's a time lag in getting something done.

    One of the reasons I switched to American Home Shield was because the company I had before took months to fix an air conditioning system. I switched to American Home Shield in hopes that things would be better. And it has been better for us. We've used the home warranty more for the house that we have in Ripon. There was a good response from people for the pool service. American Home Shield is superior to the company we had before. I'm hopeful that if we do have something that breaks down, that would be taken care of.

    The only thing is I am not happy with the fact that you have to put up $100 upfront. I had a claim for a dishwasher and I called and canceled it on time. The service was never performed. Unfortunately, when I went on the American Home Shield website, it said that I was past due for $100 and that I had canceled the service. I spoke with a gal and she was very nice. She did her very best to communicate and she did not mind my asking her to repeat things. She said she would take care of things. That was last week and I imagine that has been taken care of.

    My range was not working good and the tech came in and fixed it. It’s still missing parts so he came back yesterday and ordered some more parts. He said he’s gonna come back. When I applied with American Home Shield, the rep told me the monthly payment could be 125 but they downgraded to 79, which was what I could pay for monthly. And I agreed to that. I asked for service to come over and they told me to set up the work order through the phone or through the app, which I did. I was charged $125 when I did the work order and I asked what that was for because I've never been told that I will be charged every time a service person comes over. It was not talked about in the beginning. I talked about it and I was at a point that I was gonna leave AHS because that was how I left other people. Then, they returned our money back to my account.     We had issues with a dishwasher and a microwave. American Home Shield sent Jones Family. They took a look and there are some parts that were ordered. When it came in a week or so, they came in, and put those parts in but apparently, still, there are issues, even though new parts have been put in the appliances. I called American Home Shield and then got in touch with the vendor. They automatically request that and I got notified that they're going to come and take a look on Wednesday this week.     When I call American Home Shield, they find us a contractor, and we usually get service right away. Recently, a repairman came out to take a look at a dryer. It was squealing, but he couldn't find anything wrong with it. What I don't like about American Home Shield is when I call, I get a rep overseas that can barely speak English trying to get this whole thing set up. They don't understand. We had a company come out, and they replaced a well pump. A bunch of the fittings that they put in had corroded. American Home Shield was supposed to credit our account $100, but they didn't do that. I'm not calling and talking to them again if I'm gonna have to talk to some rep that's overseas. I had asked to talk to a supervisor but I was told, "Why do you need to talk to a supervisor?" I needed to talk to somebody to tell me what it was going to be. Finally, somebody called me back and said, "We could split it with you." I told them no. I had called them initially and they said they would take care of it but they never did.

    AHS denied two things. They denied our water heater. They said because of the installation of it, that it wasn't at code. Then, they denied the refrigerator that we have through Kenmore. It ended up being a factory defect. We could have easily gotten our warranty through Sears because they do multiple appliances that you can warranty. But I've been using American Home Shield for 20 years now. I was very shocked because this was no fault of ours.

    They brought a guy out and he said it was installed wrong. I said, "How could it be installed wrong?" He said it was too close to the wall. I went to all my friends' houses and looked at their refrigerators and all of them are of the same distance from the wall. We called American Home Shield back. I said I wanted somebody else out here. A guy came out and he was very smart. He even said that he couldn't even believe someone gave that as an excuse, that it was installed wrong.

The refrigerator is only nine years old and he said it was unrepairable due to a factory defect with the drain. It rusted out the back of the refrigerator. We weren't asking for a new fridge from American Shield. We just wanted some help towards it to get a new one and they denied the claim. But we've been very satisfied with AHS in the past. They replaced our 20-year-old oven and microwave.

That was not acceptable because it was flooding my floor. With the air conditioner, when I called them out, the guy told me I needed a whole new system. They came back and said that they would approve something, but they wouldn't pay for any of it. I was paying them with a bunch of money every month but they didn't benefit me at all. When I cancelled, the girl gave me the hardest time. She kept saying we needed to go thru the retention department.     The thermostat wasn't working. When the tech came, he looked at the air hanger, and he discovered that it was a fuse blown. It was a quick fix. He was here maybe 10 minutes at the most, and it was a done deal. Keeping American Home Shield is reasonable. You can just get online, put in the claim, pay the $100 deductible, and your service is within a day, maybe two at the most. So, it's reliable. The vendors have been pretty good and very knowledgeable in fixing the problems that we had and making sure that if there are any more problems, to let them know why they were here and to contact them later on.

    Every time we've had an issue, American Home Shield has been pretty responsive. There was a situation during COVID that took longer than expected but we still ended up okay. Also, I'd rather pay a little bit a month to be covered. For $100, all my parts and labor are covered. I'm okay with that. Most recently, the outside AC unit wouldn't turn on and Beaches Air Conditioning came out. The only thing was I was told they’d call me in 24 hours to schedule service. That was 5pm on a Sunday but on Monday, 10:00 comes around and I hadn't heard anything. I called them and they said they could have somebody out from 1:00 to 5:00 or 1:00 to 4:00. If I hadn't called, was I going to be waiting a couple of extra days? But when the tech came out, he listened to it for a second and knew the issue right away. He replaced the capacitor and was in and out in 15 minutes.

    So far, the service with American Home Shield has been okay. I did have an issue where I had something that wasn't covered. It was a pipe that had leaked under the house, but it was in my crawlspace. I thought that it was something they said that couldn't be covered and it was really strange. I'm not 100% satisfied, but I'm not 100% dissatisfied. Luckily, my husband is a general contractor, so I am a little bit more resourceful than others. I have plumbers. So, I have the fix for it myself. He could have fixed it himself, but the tool to fix it was $3,000. So, we did have to hire for it.

    I'm satisfied because I had an appliance stop working and made me bang my head against the wall. I used the warranty for it. A day or so, a person came out and it was fixed in a week. I would have got and bought a new one, and I would have been out a couple of thousand dollars. As far as the coverage, it is basic stuff. If I was not in a situation of having a husband that's a general contractor who can do most of the stuff, it would be nice if there was a higher quality. I am disappointed with the contract and some of the coverage. They don't cover large items.

    The tech from Hein Sight Construction was great both times. The first time he came out, he did a thorough assessment. I also pointed out a problem that he wasn't aware of. He said he would see if the parts were under coverage and try to order them. He got all the parts ordered and texted me when they were ready. Then they set up an appointment. He came back out, still professional, did the work and cleaned up after himself. He was perfect. He put his little booties on over his boots.

    With Hein Sight, I would definitely recommend it to friends. But originally, AHS had set me up with someone else that never came and never called. I paid for it. To get a new technician out, they made me make another payment, even though the other one wouldn't be refunded for so many days. It was the craziest experience ever. In the beginning, I was very unhappy because they kept transferring me around. My thing was if you have the service call fee, why would I have to give it to you twice to send someone else out when you're still doing the same service call? He said, “Because the guy canceled.” They were telling me because he didn't come out, I gotta have $250 on my money until I get the other 125 refunded. That makes no sense in my world.

    I had a water heater that needed to be fixed. The owner of the company came, but he didn't fix it completely. He sent other employees to fix it. They had no idea what to do. Recently, Bear Plumbing came for the garbage disposal that was making noise. Right away, the plumber said it was something inside so it was not going to be covered. I had to pay for it. We've had to pay of pocket for a lot of the stuff including the water heater. There were some other stuff they said were not covered and we had to fix it ourselves.     The water heater had no hot water. The tech said he had to get some clarifications from the city. He took pictures and said he had to send them to make sure everything was up to code. Then he came back three days later and did the repairs. We also had a refrigerator and neither contractor wanted to fix it. The first tech said there were no lights in it. I looked and there were lights. He said he needed the part that he replaced after he came by the first time. He brought it back and the part shorted out. He looked around and asked some things but then he never called back.

    I had to call AHS and ask them what happened. They said the tech said that the unit did not have light bulbs in it, so he didn't do it. They also said that a tech said that the compressor was bad. Then they wrote it up and said the refrigerator has been abused so they never fixed it. The tech didn't tell us what was wrong. I had to call in to find that out and why they wouldn't fix it.

    When the techs came on out, they looked at the stove and the dishwasher. They saw that they couldn't get the replacement parts for the stovetop or for the dishwasher. So they put in a request for replacements and the replacements were delivered to the house by J.B. Hunt. When they looked at it, they didn't have the proper fittings or anything to switch out the the stovetop and the dishwasher. So the other appliance repair companies were called to do the installs. They got the new stovetop installed and hauled off the old. They did the same with the dishwasher and they did an excellent job. They were very professional and efficient. And they got the job done rather quickly. I would tell my friends to apply with AHS. They have a very good coverage, they're very professional, and they do good.

    Prime Plumbing’s rep was supposed to have taken care of two faucets. He took care of one but water was not coming out of the faucet in the kitchen and he didn't take care of that one.     It's very difficult to get a service. Hopefully, American Home Shield covers some of the stuff when it does happen. For example, we've had horrible experiences with the plumbers that they have chosen as part of their people to come out. A lot of times it's going from AHS to the person they assigned to come out for the service, and it has been very problematic. With one plumber, we requested a different one. We have a fan that goes crazy when it's turned on, and it makes a horrible loud noise. But when the tech was here, she couldn't record it because it's not all the time. She was very good and efficient. I liked her. But she wasn't able to do anything to it.

    The refrigerator has two doors on top that open sideways and a freezer on the bottom that pulls out. One of the internal drawers that pull out broke. I called American Home Shield and I had to pay the $100 deductible, and they put the order in. It was done efficiently. I've had issues twice and I've been pleased with the response time on how they do things. But I wasn't satisfied and it’s a personal thing, with the second time when I had some plumbing issue, that AHS didn't cover everything on it. Also, I'm not satisfied with them because it's outsourcing its phone service. But I don't have any issues and I’ll live with it for now. People should go for AHS. It's better to have it than not to have it and you got to call for more money than you probably would want to.

AHS has been making vast improvements this year and I don't know how any other outfit can keep up with them. They're really up there in the 95% confidence interval. The turnaround time is great and they have great service people. It's money worth spent.

    We have an issue with our vent above the stove. We had a technician come out. He determined that it wasn't working because there was no power to it. However, we connected an extension cord to another outlet and plugged it in. It worked, but it didn't open the vent. The tech neglected to tell American Home Shield that. At the same time, he was looking at the refrigerator. The refrigerator was here when we moved in. We didn't notice that there were things broken in the refrigerator. Inside the door frame, it's all cracked. It looks as if somebody tried to take it apart and fix it because there are pry marks that somebody tried to cover up with silicone. The seals around the freezer have a part that's actually missing and the shelves are broken.

    I understand that our warranty doesn't cover cosmetic issues. However, there are things that this particular contractor didn't convey to American Home Shield, again, with the refrigerator. The door doesn't stay closed on the refrigerator. You have to push it to get it to close at all. There's also the seal around the freezer that is missing. So, I don't consider those cosmetic. Also, many times I've gone to the refrigerator and things aren't even cold. But when we had an electrical issue, it was handled right away. Everything was done. The technician was awesome. He explained to us what was wrong in detail. And that was a great experience.

    The electrician that came out was amazing. He was on time and professional. However, when I had the heating system checkup, the company that came out had been a little off. Their communication was not the best. They were supposed to come out this Thursday. The lady called me three times today. But I was in a meeting. When I called her back, she said, “Yes. We’re just calling to confirm that we're coming Thursday at 8:00.” But I said, “No. When I scheduled you guys, I told you that you couldn't be here until 9:00.” Then she said they needed to reschedule. I told her, “What? What do you mean you need to reschedule? We agreed that you guys would not come until 9 o'clock. So, now why is it changing?” She said, “Well, maybe we can change you to another day.” I said, “No. You got to come when we scheduled for you to come ‘cause I don't wanna prolong it.” But other than that, I haven't had any problems.

    The service of AHS has been great. We've used them once already. One thing that was upsetting was that we have had different issues with different things with our appliances and we were unaware that we could put more than one issue on our one ticket. They were saying that we could put up to four things on there. But, it's not a big deal. Our microwave broke and now it's fixed. The tech that came out recently was very good with everything.

    We used American Home Shield four times in the last few months. I had a lot of plumbing stuff going on. I had to get a new water heater and a new garbage disposal. They're good. It's just that when they have to order a part, that's what takes time. The company that they use has to order the part. They’re supposed to come back out this week. But AHS did a good job.
