    I tried other companies before AHS, and AHS has been the best one so far. They take care of everything right away. I don't have to deal with taking time off work to reach back to them and find out what's going on. They reach back to me and let me know the progress or any type of updates. Recently, a contractor came out for a part of the claim with the piping that was done previously. It was a quick and timely process, and communication was good. Everything worked out well.

    We bought a house that is older, and it had some issues. It's been nice to be able to have someone that American Home Shield can recommend. There's an expense for us, but it's helped us a lot to be able to find people that we can trust to come in and work on the things that we needed worked on, and they've paid for all the parts. My air conditioner, dishwasher, and freezer broke. We also found a number of plumbing issues that the previous owner had lied to us about when they sold us the house. American Home Shield has turned what could have been a super nightmare situation into something that has been more manageable.

    Our microwave just started smoking late last week and we looked into seeing if it would be repaired if it was covered in the home warranty with American Home Shield. And it appeared to be so we went through the normal channels. The tech from Air Kool came out and he was awesome. He was quick, knowledgeable and had the problem fixed in no time. He was in and out in probably 45 minutes. The repair went well and saved me a major headache. I probably could have fixed the microwave but it would have taken me weeks just to figure out what exactly was wrong.

    American Home Shield sent an email advertising, "You should have your system checked to winterize it." They recommended a company. It's convenient to set up an appointment online and a tech came out. I told him I had just replaced the battery in the thermostat because it wasn't working correctly. He checked out the thermostat. It turned out it was actually broken and I shouldn't have had to put batteries in. I was actually relieved that he identified that because I needed a new thermostat. That was under warranty and the tech ordered a new one.

    When he put the thermostat on, it was smaller than the old one. Now I have a problem with the paint. They have a plate they can put on behind it to cover that up. The tech promised me that they would bring it out and they'll do it in between calls. They'll probably just show up and they'll text me when they're on their way kind of thing. The tech was in a hurry and I had to talk fast when I talked to him. I told him originally, "Don't worry about it." He did something to the heating system so we still had heat so I wasn't worried about it. It's a very busy time of year.

    But after a month, I had to text him and say, "When are you going to be back out to do the repair?" And he goes, "We'll fit you in next week." I didn't like that. I had to follow up too much with this company. I texted the tech a week ago and said, “Please don't forget” because it's an eyesore to see the paint issue. They never showed up last week. I have to send him another text this week. I'm not really happy about that. It's a sad way to end the service.

    Another thing was during the tech's examination, we found out that we needed heat strips. In the end, this seemed like a very productive review. We did have problems and I'm glad we got them fixed before the winter came. So far, American Home Shield is okay. I got offers from them referring me to contractors. For example, I hired one to come out and hang our TV over the fireplace. I figured they have vetted these contractors so I don't have to worry about doing the background check. That was the primary reason I went ahead with the referral. But the person did a poor job. He hung the TV crooked. I never got a follow-up from American Home Shield backing me up with poor service, so I was a little disappointed. But it wasn't that bad and it's not worth the headache to make a big issue out of it.

    It takes a long time with AHS. A contractor has come out twice for an electrical work and it's still not done. The website's not good. It said my appointment was supposed to be in 1969. When I spoke to the electrical people, they said that's an ongoing issue with them.

    I had a problem with the refrigerator, the washer and the dryer. The washer was doing a lot of rattling. The repairman replaced a couple of things over there, but it did not work. I had to call three times for them to come out. But whatever the dryer was doing, he corrected that. For the refrigerator, it was a part he had to get for the icemaker. So far, I've been satisfied with the service from American Home Shield. That’s why I've stayed with them.

    We had a leak in our sink, and American Home Shield sent the first guy out. He was horrible. He came in. He took a picture and said, “Bye.” He walked out. The next guy that came was really good. He came. He installed it. We assumed everything was good. He checked for leaks. The problem was, it was not an instant leak. It was a slow leak. Another guy came back out. He tied everything up. Later on at night, it was still leaking. Come to find out when he had to come back, the whole faucet was loose. It wasn't put together right by the company. So, it wasn't like he was gonna see. As soon as he turned it on, the water went everywhere. So, he tried to put it back together correctly. He was good. I liked how he worked.

    Then, it was still leaking. So, they said, “So, we’re gonna have to order you another one.” They came and put another one in. Now, whatever’s going on with that faucet, there's no water pressure. So, they’re supposed to come back out tomorrow. They've been really nice. For the most part, AHS has been pretty good. There were a couple of things that I didn't like how they were done but overall, we stay with them. They've been pretty decent.

    I dropped AHS. First of all, when I put a claim in for my air conditioner, the company that was fixing it came out six times. It took the whole summer for him to fix the air conditioner. I had another issue with my plumbing and they said that it wasn't covered under whatever I had. Then I started having an issue with my refrigerator and I had to immediately go out and purchase a brand-new refrigerator. I contacted them and they said that I should have contacted them before I bought the refrigerator. I said, “I've been paying this for years and I really haven't even used this, and all the money I spent out, it's not even worth it.” I told them to cancel it.

    My door opener had some weird sound and it opened on its own three different times. Jared, the guy from Lake Anna Doors, came in and checked the system. He found out that there was a stress on the opener and he corrected that. He educated me on what was going on so I was appreciative of what he did. He was very thorough, professional and kept me in the loop. He did an excellent job. Having American Home Shield allows you to at least get someone to come over and see what's wrong. And if you pay a service fee and it’s not done right, they come right back. So, it saves you the time and headache of looking for a contractor or whoever would do the repair. AHS does all the legwork for you and you just do what you do regularly. You pay a premium and a service fee.

    AHS has good service providers. My recent claim was the garage door opener a couple of weeks ago. The tech came out quickly in a couple of days. The only problem with that was the part was six weeks backorder. But they offered a different service to expedite it. I had to pay $335 out of my pocket to have the problem fixed, but it was worth it. I liked the service. So far, so good. They gave me a six-year warranty. They said, “As long as you have AHS, you still have the warranty on it.” However, I had a company who came out to do the refrigerator six months ago. They did the first problem, but then another problem came up. It took a month to have that first problem fixed. But they eventually fixed it.

    We had some plugged-up drains and Alto came out here within two days after I filed a claim. They came out twice and both techs were very nice. These guys that we worked with were both very personable and friendly. But we've had some vendors that have been not so-great and not very timely. We had another claim for a water softener and the plumber took four months to get out here. Part of it was he had to wait for a new water softener but he had it and it took him over two months to get here because he had too much work.

    We had two services. One is electrical and the other is plumbing. For the electrical, the contractor charged us for making the changes from two-prong to three-prong. I didn't want to argue with it, so I just went ahead with it and paid them the $100 in addition to what I paid American Home Shield. For the plumbing, the plumber was very helpful. We switched our four houses to American Home Shield, and so far, it's been very good. The online claims are not very precise though. If I want to change the faucet handle, they don't give you that. They just give you very general descriptions. Also, their customer service team is somewhere overseas. Their accent is sometimes hard to understand.

    We had a faucet leaking. My husband called AHS and they said, "Yes, it would be covered." They made an appointment with the plumber, and they came quickly. We did not like the faucet that they were offering, so we bought our own, and then the plumber installed it. He was fairly good, except he switched the hot and the cold, and we didn't have any power pressure on our water for a week. The second technician that came out had an accent, but he was fine. I'm pleased with AHS.

    The ice maker stopped working and the freezer wasn't working right. I called American Home Shield and they sent somebody out. The tech said it needed to be replaced and he was gonna talk to American Home Shield about it. I then got notified that American Home Shield was sending out the second guy. That guy didn't agree that the unit needed to be replaced. But both the techs agreed that the display panel on the outside needed to be replaced as it wasn't functioning. The second guy ordered a couple of parts for the ice maker. He opened up my freezer, which is at the bottom of my refrigerator. He put some kind of rubber seal. He was here Monday and everything's working fine. This is the main refrigerator in my house.

    I have a second claim. I have an older refrigerator in my garage that isn't working either. For some reason, I couldn't put both these refrigerators on the same claim as the American Home Shield system wouldn't allow me to do that. That aside, somebody came out for the older refrigerator and he said it needed two parts. For one part, he has been back and did the fix for that. For the other part, I got a message yesterday that the part is backordered and if I want to cancel the order, I could. I didn't want to. I was surprised that they could still get parts for this old refrigerator. One part was connected to the compressor. My service company for this claim was GE Appliance. I've told everybody who comes out here about American Home Shield. We've had them for years and we have had very good luck. We had so many things replaced and lots of things repaired through the years. We have been very pleased. The rates keep going up but everything is going up. That's just the way.

    I called American Home Shield for the garage door that we couldn't get to open or shut. They said a garage door company was gonna be reaching out to me. When I talked to the garage door company, I told them what was going on. They asked me very specific questions which we were able to answer. The gal said, “I'm gonna have the technician bring what we think we need.” A repairman came out here and had the stuff with him. He was here at least an hour and replaced the springs. He did a great job. This service call was fantastic. I was amazed. It isn't always that way with some of the vendors that American Home Shield sends though.

    The heating stopped working and the house was cold. I bought three little space heaters and it helped until American Home Shield was able to fix the heating issue. They respond fast, whether it's the next day or two. Somebody is sent out and the issue is usually pretty much fixed. There was one incident recently with one of the houses regarding the washer and dryer. We got credit for it and it was not for the exact amount of what the washer and dryer cost because they're commercial ones and very expensive. But we still got a gift card. American Home Shield has a certain ruling when they do the cashout and how they judge how much they give you. Other than that, I appreciate that every time I call American Home Shield, they explain everything.

    I like AHS before. Now, it changed. It's hard to communicate with people. I can't understand sometimes their language. I don't know if they're calling from India or if I'm calling India. There was no way there for me to speak with a supervisor. I had an issue last summer with the free tune-up that AHS offers. They set it up with the AC company here in Jacksonville but the AC company never called me back. I reached out to them and they told me, "We'll call you next week." I called American Home Shield to let them know that this AC company was pushing me back. I wanted to have my free tune-up. American Home Shield told me, "Oh, this expired already for the summer." I said, "Why? I never got that service. Why can't I get the service? It wasn't my fault." I followed up with the AC company, with AHS, but nothing happened.

    Time went by, winter came, and I called to set up the AC heating tune-up and they told me, "No, you can't because you already have in the summer." I said, "I never had it." I said, "If you look at the calls that I've made in the summer during June, it was a big stack of records that I called trying to speak with a supervisor trying to resolve this issue." Then finally, I got Paula and she was the only one that helped me with the issue and went to the bottom of it and spoke with a supervisor. It was a whole big mess. I was done with American Home Shield.

    I'm getting everybody to get American Home Shield. They help simplify homeownership. So much stuff breaks down and it's costly. Having to pay a little bit every month and the one-time fee to keep the appliances up and working is worth it to me. Recently, ProTech Appliance replaced the vent part of the dryer that was broken. I'm still waiting on the part for the washer but they've been keeping in touch with me to let me know what's going on. The mother board on my refrigerator had gone out and the icemaker was messing up. They replaced that. They had to order the parts then came back when the parts came in.

    When you put the oven on pre-heat, it would go just as far and then cut off, and then give an error message. We had the appointment set for the techs to come out and I got an email from American Home Shield saying that the job is complete. So, I called my husband and asked him if the techs were finished. He said no one had been there and I told him that they were emailing me saying the job is complete and something about a $400 ticket. So, I had to call AHS and tell them I didn’t know what was going on. They looked into it and it happened again. The contractor set the appointment up and it was like they had come out again.

    I had to call AHS back and say that but no one had been to my house and I didn't know why I was getting these notifications that the job is complete. So they were gonna check with the A&E company and see what was going on on their side and why somebody was saying the job was completed and no one ever came out. I had to go through that a couple of times before the third person actually came out. The guy looked at it and said it was some kind of electronic board that needed to be replaced and he would have to order it. So, they ordered it and I got a notification in my mailbox.

    The techs were supposed to come out and they didn't show up. Even when the board came, no one showed up on that day to come put the board in. So, I called the A & E people this time and they finally got someone to come out the next day. American Home Shield did their best to try to help rectify the problem. It was the contracting company that was sending back emails saying the job was complete. As far as the service, AHS is good and I would recommend it.

    When Sears came out, it was my stove. The digital display could not be read on it. So when I turn the stove on, I have no idea what the temperature settings or anything else is on the range. I called American Home Shield's toll free number. And I was connected to someone within a few minutes. The tech diagnosed the problem.     Approximately, a month and a half prior to submitting a claim to American Home Shield, we started to get some backups and water would flood out into the garage. It seemed to be only on certain cycles. So, the problem kind of came and went a bit. Once we figured out what the issue was, through trial and error, we went ahead and reached out to AHS. The tech came to the front door, and then we went and we took a look at the issue. He verified through checking on his own that the line was, in fact, clogged. He went ahead and cleared the line out. We haven't had an issue with it since that point in time.

    American Home Shield has been pretty prompt about getting appliances and other problems fixed when I need services. Except for the last one, we've had to call the contractor back several times because it couldn't be fixed. It was a leak under the sink. So we didn't know whether it was connected to any of the appliances. The first guy couldn't even find the leak, though there was water under the sink everywhere. We called them back again, and I made sure Home Shield send them again. Then the second person found the leak and fixed it. But he said there might be problem with the part, which he would replace if it happened again. Then it did happen again. There was another leak and he came back the third time and fixed it. American Home Shield has been pretty prompt with supplying us with contractors. But sometimes the problem is at the contractor end, like when they can come out.

    We're dealing with a claim for the dishwasher. There's no water coming in. The guy still hasn't gotten back with me and I'm still waiting. It has been almost three weeks now. Christmas is coming up and I need my dishwasher. We have to contact everybody. No one's following up with us. I'm wondering where my parts are and when they're gonna finish fixing my dishwasher.

    The tech was very informative, courteous and clean shaven. I did not expect it but I found out that American Home Shield is good as far as the technicians they’ve sent. I’ve used AHS two times and so far, so good. If something happens in the house, at least I won't be out big bucks. Because if you don’t have any insurance and you go out on your own, you're gonna pay. So, $500 is worth it in case something happens.

    AHS is on their game. I tell them what I need or what's wrong and they get somebody out there to fix it right away. What I don’t like is some of the people I have to deal with don't speak so good English. But they're a very professional company. For our recent claim, the techs thought it was one thing and they thought they fixed it. But they didn't. I called them and they came out the very next day. We had to replace the thermostat and that resolved the problem. It was satisfactory work. Tidied up when they left. I was very pleased.

    American Home Shield has been sending to their clients in the Central Texas area one of their contractors called Pipe Down Service Inc, this contractor has a very bad reputation and AHS is aware of that, yet they continue partnering with this people. I am one of several victims of the malpractice cause by Pipe Down Service, they were sent by AHS to clean a drainage and instead they damage the floor in the laundry room and leave sewer water behind for me to clean. AHS answer is that they are not liable for that; however they should be responsible for keep doing business with a company that is affecting and distressing their customers, AHS does not care for the outcome of the work performed on their customers' houses because they are not liable for that. I encourage everyone reading this to see all the bad reviews Pipe Down Services has from AHS customers.

    They do everything they can to not fix or replace your appliance. It took over a month and a half to fix my dryer. It took over a week to have someone come look at my AC. BTW, I live in the deep south and this was summer time. The contractor that came to service me said that they hate doing work for AHS. He said "they don't pay us enough to service the customer and they prefer not to work for them". Oh, and lastly, they raised my subscription price multiple times without communicating it with me. I replaced my dishwasher - on my own -. I replaced my hot water heater - on my own -. I replaced my HVAC units - on my own- Because I couldn't get them to fix it in a timely manner and I had family from out of state staying with me for two weeks. I'll never use or recommend AHS again!

    AHS sent a plumber to clean a drainage; while doing that lots of water (dark water) came out of the pipe and went over the floor, he wiped the floor when he finish the job and left, then my wife started walking over the floor and water was coming out from the joins of the floor planks, this is a vinyl plank floor just a year old, the floor is not glue to the concrete slab, the planks are join together in a system called click and lock, when I walk over the laundry room water was coming out, this water is trapped between the house concrete slab and under the floor, we called this company and they basically said to clean it ourselves and that they will not take care of it, they were very rude and scream at my wife, at this moment they do not have any intention to fix the problem or even send someone to look at it.

    We are not the first victim from this company, AHS keep sending this company to their customer knowing the issues, other AHS customers had complain about this contractor and AHS do not care about, they will keep sending the same contractor. Even though in their contract it says they are not liable for secondary damages, they should be liable for sending over and over the same contractor knowing the stress this contractor is causing to their companies. At this moment all AHS is saying is: " I am sorry this happen to you, but we are not liable for what the contractor did". I think AHS is not even asking if their contractors have liability insurance, and if they have that information, they should provide that to their customers.

    I like that when I call for a problem, American Home Shield is quick about responding to me and getting somebody set up for me to come out. A contractor came out to look at my air conditioning unit. They were prompt with it. They called me on a Monday and came over on a Tuesday. They said they were gonna be here at my house at a certain time, and they were here at that time. They got right to work and did the job. They said something about the coil that needed to be replaced. However, I haven't heard what's happening to get it fixed. Other than that, I enjoy having American Home Shield as a home warranty company.

    The tech that American Home Shield sent out originally didn't do a good evaluation. He was in the house five minutes, left, and told American Home Shield something else to which I told them was not accurate. They said it was what the tech said. They sent out a new tech that did the right evaluation. He was excellent. He had more experience. He was more detailed. He looked at everything and repaired my Whirlpool microwave. He couldn't repair the dishwasher that the first gentleman pulled on the connection tube under the sink and loosened it. He said, "I can't fix that. You're gonna need a plumber because your thing is disconnected." I still can't use my dishwasher. I went and got a new warranty company because I shouldn't have had the hassle that I did. I was paying for services I wasn't getting. If American Home Shield would have sent out the right company, we wouldn't have to go through back work. I wouldn't have to ask for a second opinion.

    I never had somebody like that from American Home Shield doing that over the years. They seemed to do their customer service better. They seemed to be more thorough. But this time, it was a bad experience. I used to give people chances especially if I've been with them for a long time. But this was something that didn't have to be, and I kept explaining to them. They need to vet their repair people better. They need to listen to their customers a little bit more.

    When my washer went out, American Home Shield had someone out in three days. With a home warranty, I don't have to worry about having to find somebody to fix the things that break down in my house. For the grandfathered customers though, maybe they could get a discount on the monthly rate. I pay $107, and when I started, it was $59. I know that the cost of living goes up, but $75 will be appropriate. I'm getting other offers from other home warranties and they're a little cheaper. It makes me think of moving on. Also, sometimes I get agitated when I have to call and I speak with someone overseas, and I can barely understand them. I've had to call back before because I couldn't understand what the person was talking about.

    I have a washer claim with American Home Shield and they sent The Appliance Guy out. The tech said that the bearing and the drive assembly were worn and needed to be replaced at a minimum. He said that, because of the age of the washer, he would try to recommend that AHS just replace it. The washer is like 17 years old. I issued that request for service back on the 3rd of November and a second repair tech is supposed to be coming today, but I have not heard from him yet. Meanwhile, I have no washer. I don't care if they repair it or replace it. I care that I'm having to go to a laundromat.

    The tech from The Appliance Guy was very good. This was the second time he came out on a different client's call. Both times, he was very much on time, went about his work, and indicated to me what the problem was and what his actions were going to be. He followed through and I heard from him after he followed through within a day. So, he was very professional.

    As far as American Home Shield, they had the broadest spectrum of products that they will cover. They were very reasonable and I just talked to some other people who had American Home Shield and they were happy with them. Our first couple of experiences with their product has been good. This time now, it's been a little lagging. It's dragging on for quite some time. I just wish that American Home Shield had some additional service providers. Still, it's a good policy to have. I'd recommend them.

    Patriot Plumbing came out to fix a leaking hot water heater. They said it needed to be replaced. That claim process is the worst ever. I purchased the American Home Shield policy in July of this year, which means it had to take 30 days to go into effect, which is August. In October, I called about a leaking hot water heater. I tried to do the claim online but couldn't so I called. They said my account was not active. The salesperson that initiated it did not activate my account. I asked if they could activate my account. They said yes and immediately charged the card that was already on file. Then they went ahead and let me put in the claim. They allowed me to charge $125 to my credit card knowing that no matter what, my claim was going to be denied because my account wasn’t active.

    I got an email from American Home Shield saying that my plan was only a week old and that there was rust around the bottom, so it looked like it was a preexisting issue. They didn't cover it, and it would cost me $1,800 for Patriot Plumbing to fix it. I have been calling American Home Shield twice a week since then, requesting someone either give me a credit for my $125 or pay for my claim. No one’s first language is English, so no one is understanding what I'm saying. They just keep reading from a script. I asked for supervisors and managers, but they keep giving me the same thing.

    I called to cancel American Home Shield. This lady said, “You might want to keep it so you can be covered.” Again, English is not the first language. I have no issues with English not being the first language. But they're not being taught how to handle things that are outside of the norm and the script. But this young lady seemed like she had it. She said they'll issue me a credit for $125, and I won't have to pay next month. But I haven't seen that work. So I have no clue if this issue is even resolved or not. I have a best friend and a mom, both I enrolled in the program after me. American Home Shield couldn't tell me why I never got my Amazon gift card for referring them either. I have three people I know for sure I'm gonna have them cancel the policy with American Home Shield if they don't resolve this issue.

    When I was turning the dishwasher on, the light would blink and it would go off. Sometimes, when it came on, it could do a full cycle. It kept doing that until it got to the point where it stopped. I went around the side of the house and checked the breaker switch before I made the call to American Home Shield. When the guy from Astro Appliance came over, he checked it out and it was the whole circuit board. However, he had the wrong part. We had waited for a while for him to come out. The time was from 8am to 5pm. We waited all day and he came at about 5:30. That ruined my whole day waiting on him. He had the part number and to come over with the wrong part was unprofessional.

    We waited a week or two for him to come back with the right part. When he finished fixing it, he said that a part may not work properly and if doesn't work properly, to call him back. He should have fixed it right then if he thought it wasn't working properly because it's still not working properly. We're new customers, and that was one of the hiccups but I’m grateful I am with American Home Shield.

    I had a problem with my 25-year old refrigerator. The part was not replaceable so they had to claim it to be replaced. The response time for the contractor and what they did to resolve it was excellent. They were very thorough. However, it's difficult with American Home Shield to get anyone live to talk to. You have to type in your information or you're going to chat or leave a message. Once I get through, even though I'm not happy with the method, it's not long before I get it resolved. American Home Shield doesn't care that they don't speak to me personally as long as it's resolved. They need to improve person-to-person relationship and conversation. The biggest flaw that I have with them is that I can never get immediate response. I have to wait a long time.

    The garage door was getting stuck and it was rough when it was coming up and it was really noisy. The tech adjusted something in the frame that brings the door up.     We had leaking faucets and sink. We filed a claim online and it was fairly easy. I appreciated that in the dropdown buttons where I had to list my symptoms, there was the option of other. The contractor came really fast. They called the next business day and set up an appointment, and then it was within that week. I was really very pleased with it. There was one sink that was leaking that they couldn't fix the valve. So, they had to do paperwork on their end because they needed to replace the whole faucet. So, they had to submit that it was going to be more because they couldn't go through my sink.     My garage door wasn’t going up. It appeared that the original spring rod that the builders put on back in 2007, it was supposed to be temporary, but it went out. It lasted this long, but that spring went out, and so the whole board had to be replaced, the springs and stuff. So, that's what happened. And the young man came out. The third party that was through the warranty company came out and fixed it.

    I've been utilizing American Home Shield for different purposes. I'm not a fan. It's easy to submit claims. But when I do stuff online, I can't actually choose anyone that's open on certain days. So if something happens, like on a Thursday, you may not get help until the following week. Sometimes it's urgent and they would say, "It's going to be within so many business days." That's unacceptable. If I need Saturday service, I expect Saturday service. I'm paying for a service to get it. But I'm learning the loopholes to get around certain things. It's just frustrating that I can't get Saturday service from a company that provides it because they automatically provide you with a company that does not provide Saturday service.

    I had to have four calls to get my microwave properly fixed. And I'm hoping it doesn't break again. The other thing is they need to use better, quality parts. I get it. It's a business. They're trying to do everything as cheap as possible. But fix the thing the first time, use a quality part. Don't use these off-brand or off-market or cheap parts.

    I had two issues. One was the toilet was leaking. The other was our hot water was not coming on. I called Home Shield and getting in contact with them was super easy. Everyone I interacted with was just wonderful. I got emails and a phone call that someone would be contacting me on a certain date. Someone called and said, “They're gonna be here at this date, at this time.”

    A gentleman came and I asked a million and ten questions. I'm a single mom so I like knowing what happened, if I could fix it next time, or just what the issue was. I need to call in again because our toilet is still leaking.     There was a gas leak on my water heater. I called American Home Shield and let them know that I smelled the gas in the garage. The guy did a good job educating me about the issue, how it was caused, and fixed it good. The way it was set up before wasn't correct. So, he had to go get a part from Lowe's down the street in order to set it up correctly, and add some kind of paste in between, but it was missing a part. Two parts were connected without the third part, which is supposed to be between those two parts. So, he had to get that third part, and add the paste between all three to connect it properly. It's functioning perfectly now. I don't smell the gas anymore.

    A plumber came for a leaky faucet sink. He took a look at the faucet and realized it couldn't be repaired. He said that he was going to try to see if he could find the same faucet, but he couldn't. He said he was gonna give me a call back the next week, but he didn't call for a few weeks. But he came back and replaced it with a different faucet. It's nice to know that I have coverage when things tend to be a little bit more expensive. I have had some plumbing issues where I haven't gone through American Home Shield because I knew I could get it done so much easier and quicker. Not tacking on the $100 would be good because of the things I know that American Home Shield wouldn't cover, and if I paid for their contractor to come out, it would be no use. I'd pay for American Home Shield, but I'd still be coming out of pocket. But other than that, I'll keep using them.

    My recent claim with AHS went well. But I have had claims that did not go well. I had a newer KitchenAid dishwasher go out. They sent out a repair guy. He said it was the memory board. He had to order it and left me in the dark for 30 days. He called and said, “It was back-ordered.” I said, “Do you have any idea when you're gonna get it?” He said, “No.” I called my appliance guy. I said, “How soon can you get a memory board for my dishwasher?” He said he can get it here next week. I called American Home Shield and they said, “If we can't fix it within 30 days, then we're required to replace it." They called me back and said, “We've got a Whirlpool dishwasher that we can get out of Lowe's, so we'll go ahead and order that.” I said, “Don't. I have all KitchenAid appliances.” They said, “We're not required to replace like for like, like that.”

    I said, “I've been a real estate broker for 35 years. I've sold a ton of your home warranties. If this is how you treat my customers, then I'm done with American Home Shield. Because I won't have a $500 Whirlpool in my house when I spent $1,400 on my dishwasher.” I said, “I need to speak to a manager.” She never would let me speak to a manager, but she said, “Let me get back to you.”

    She got back to me and said, “We found a KitchenAid. It’s not the quality that you have. But it's coming from Lowe's. It's $1,100.” I said, “Okay. I'll do that.” She said, “Now, if you want, we'll send you the money, and then you can go buy the dishwasher that you want.” I said, “Fine. Send me the money.” So, they sent me the $1,100.

    They're really good about calling a repair guy. But then they just drop it and let the repair guy handle it. There is no follow-up, which I don't like. I called American Home Shield on another dishwasher in a house that I manage. And it took them a while for the repair guy to get there. So, I'm not really happy with AHS. But my house is 20 years old, so I'm gonna keep it, although I have all new appliances.

    We had a problem with our dishwasher. We called AHS to make a claim. They sent a technician out here to look at it. But he could not for the life of him figure out how to pull the dishwasher out. So, after he tried and tried, he kept calling his dad on the phone. Finally, he said, "I don't know how to get this thing out. I'm going to have to go back to the office and talk to my dad and see what else we're gonna do." He had a printed manual on how that dishwasher is supposed to be repaired. But he said they sent him the wrong manual. They left us hanging. A week and a half later, my husband called them back and said, "What's going on with the dishwasher?" They never answered the phone. We called numerous times. But nobody answered. We called AHS again. They said they submitted a claim and said that they had no access to the dishwasher.

    The dishwasher still won't dry any of the dishes. Then the computer thing in the machine is offset. It won't finish the cycle. Because the time had already lapsed over, we would have to pay another $100 to submit another claim, and then they would have somebody come out. I was so upset with that because it never was resolved. We ended up having a friend that came over and it took him a matter of minutes to pull out the screws and the dishwasher out. When we called AHS back and told them that the dishwasher is out, it was just a matter of repairing two screws, so they can send somebody out here, they said, "I'm sorry. We're gonna have to charge you guys again."

    We ended up going ahead and them taking another $100 from us so they could call this new company. This new company came out and they replaced the part, but he wanted us to run the machine a couple of times to make sure it was running right, which my husband did. But then, it was still left out. So, my husband pushed it back in place, but he hasn't secured the screws. He was wondering if they were going to come out and do that. But I used to be with AHS for the last 10 years with a residential home warranty. We were satisfied with them. They took good care of us. But then, they changed a lot of their policy around, and then their fees jumped up.

    The claims submission process with American Home Shield is easy. The only thing is their customer service is outsourced to foreign countries and trying to get them to understand what exactly is going on in the United States is rough. There's a lot of language barrier. It's usually something I can do online, but then when I have to call to explain, it's horrible. Still, I would recommend AHS because when they do cover something, they do a good job.

    When the AC wasn't working, the contractor came out twice to fix it. They did a whole bunch of stuff in it. Now, the heater wasn't working. So they fixed that. They changed that little fuse, and then it worked again. But I wish it was a little faster. The technician took two days to come out and there was a cold front so it was a little bit cold in the house. But it's out of American Home Shield's control. I'm pretty happy with them.

    With AHS, I like the peace of mind that if something happens, I have someone I can call. They'll get somebody out there that can do it or make sure it gets done right. Steinmetz HVAC came out recently and he was wonderful. He checked everything out. I asked a few questions and he answered them. When he was finished, he told me he had cleaned off the nozzles, because they needed cleaning off. He replaced the filter and everything got checked out. I asked him, “Do I need a larger unit?” He said he didn't think so. It seemed to be working well for the size of the house. He was very nice and pleasant.

    I also had an issue with my dryer. AHS sent out a great company and that got taken care of less the deductible. However, when I talked to somebody about the offer where you can purchase a new appliance at a discount in certain places, the person that I spoke with was totally unfamiliar with it at all and didn't even know that they provided that service.

    The induction fan was having issues so I called American Home Shield. I called them in the morning when I noticed my temperature was dropping in the house. I had a guy here before that worked for a company that took care of my air conditioner. I told the rep, “Why don't you see if he can come? ‘Cause he knows the system.” Customer service sent him an email. Within 10 minutes, the guy called me back and said he could be there in about 30 minutes.

    He came right over and he looked at the furnace. My furnace is a Payne furnace. but he said it was a Carrier and all the parts were Carrier. One good thing about Carrier is all the parts are interchangeable. The guy had the motor in his truck. He took the motor off and it was burned. He took it all apart. He said, “Now, this is gonna light and this is gonna light. And now, the main blower is gonna go on. And now, you have heat.” That took him about 35 minutes. I had outstanding service. Everything's going well. Yeah. Yup.

    My heater wasn't working and American Home Shield had to send the HVAC company to come up here and service it. The HVAC company and I discovered that the unit was brand new so that required them to come back a second time around. And the second time around, they were able to resolve everything. It was a good experience. I didn't have to worry about having to look for an HVAC company to come and get that issue resolved. I can just call my warranty company and they'll refer someone out here. I just need to worry about any deductibles that are owed. So, it's a big peace of mind. I haven't had any issues and it's been very easy to get in contact with anybody from American Home Shield.     Blue Collar came out and did a repair on our dryer but that repair only worked for about four days. So, they came back out, put some more parts on it and there's one remaining part that's on order. On the dashboard for American Home Shield, it still just says that parts have been ordered. But the dryer is functioning. The contractor was professional, on time and gave us a call before heading out so we haven't had any issues with the contractor.     The AC was freezing up and the tech came out and did everything like putting in more Freon. But after a couple of days, it did it again. And I noticed when I went in there that the pipe that brings the coolant to the coils was leaking. So I told the guy when he came back. He said that the AC was busted.     We plugged something in and it tripped our circuit breaker. So then, our outdoor lights were off. It was that circuit that runs outdoor lighting. We tried to just flip the breaker and it wouldn't stay on. So, we called American Home Shield, and then the technician looked at it and he said that it was just a faulty breaker, either had a short or it was a weak breaker. He was able to get it back on. He flipped it a few times and finally got it to stay on, but he said the breaker needed to be replaced and that he would submit the claim and order the parts and come back and fix the breaker.

    Right now, we're in the middle of a dispute with AHS. I don't know if it was Home Shield's fault or the contractor's fault, but they're denying the claim. The contractor just told us that one breaker needed to be replaced and he submitted a report that said we needed to upgrade our whole system from 200 amps to 400 amps and that was his recommendation. So then, they denied the claim because that's not covered in the policy. So, I'm trying to get them to change the report because it's not the correct report. The correct report was it was a faulty breaker. It needs to be replaced. That's what he told us.

    Honesty Mechanical came out a few times. And the first couple of times, it was not the best. But in the end, a plumber named Cody came out. And he did a very good job in what he did for me. So, I'm satisfied with the work that Honesty did. However, American Home Shield is sometimes excellent, sometimes less than good. Some of the technicians don't always do the best job. They left me with a feeling of frustration.

    The last time they had to return to complete a ticket. And they have what they call a return. The contractor comes out one time. And if they return for the same thing, there's no charge for them to come back out again. But the last couple of times contractors came, I had to struggle to get them to understand that the work that they came to do initially was not completed and I should not have to pay again a charge to them to send a technician back for the same or similar situation. AHS finally decided that I was right and that they didn't charge me for a return visit. But that took some heartache to get that decision from them to not charge me again for repeat work.

    We've been customers of AHS for years. It's worked out pretty well for us. We just replaced a TV. However, I was a little confused by the delivery schedule, 'cause I got an email from Costco. I thought it was an ad. I didn't look at it. But SquareTrade uses Costco Logistics to deliver it. That email was my notification. So the TV just showed up one day, which was fine. But that was the only thing that threw me off a little bit. We also had a refrigerator that required a call back a few times. But ultimately, it was taken care of. We also had a microwave claim, in which the fan was coming on by itself. The tech was in and out in 10 minutes max and that was impressive.     Our last claim with American Home Shield was electrical related and we were happy with the service provided. It was quick. But that's probably one out of five interactions we have that is very positive. We typically have problems with AHS for the other ones. The last one before this electric issue was a toilet issue and I have eight months’ worth of communication with them. You can't get through to them. The contractor damaged the toilet and AHS wouldn’t let them come back to do the repair. It’s still damaged. Every time you call, it's a different person. I have probably filed six different claims on the same thing and every time, they come back and say they’re processing the claim.

    I have had AHS as my home warranty provider for over 15 years and for 2 houses. In general, the company does what it says it will. However, in this instance I've been slamming my head against a brick wall for 2 months. I initially requested service on my air conditioner. After the service appointment, I was told it wasn't covered and my repair (on a 2016 model) would be in excess of $3,000. I asked the technician for something in writing, and he told me that he can't send it to me; it has to come from AHS. That's where this started.

    I've had 5+ calls with AHS asking for the written report. At each call, they tell me they will email it to me within 24 hours, but they never do. I've escalated the report but even after escalation I was told they can only email (and I'll receive that email in 24 hours)... I'm currently on the phone now with them again, and being told the same thing. It is unfathomable to me that there are no other options, no way to escalate, no way to receive something via post-office, etc. Even my technician is flabbergasted but can't risk his relationship with AHS by giving me the written report.

    My recent claim with AHS was plumbing for leaky faucets. The first tech that came out seemed fine. He said that he had to order a part. He had to submit it to them to get it approved and he would get back to me. But I never heard anything else from him. They also couldn't even reach him. So, it went on for over 30 days. But the AHS rep would call me periodically to tell me he was still working on it or trying to reach him. Finally, they just reassigned it. The second tech that came out had the part in his car.

    I have a deep freezer and it died, so I thought the plug was bad because of all the storms we were having. I ended up submitting a service request with AHS to have the plugs fixed and their website wasn't really friendly because when I went to hit electrician to say what the issue was, it just said outlet. So, it didn't give other options that said the appliance or the outlet was dying.

    When the man came, he said the problem wasn't the plug. We took the plug out, then he put the tools in there, and it showed that it was working. He plugged up the fan and the fan worked. So, the plug was good. But when I plugged back up the deep freezer, it died. So the problem was with the deep freezer. The tech was very good with what he was saying to me and he gave me some ideas of what I could have made better with the deep freezer. He told me that he had the same deep freezer and what possibly could have happened. So, he was very knowledgeable.

    But I have to call somebody else to come out and look at the appliance and it doesn't make sense that we are going to be double-charged by AHS. Aside from that, I've been calling plumbers to come and try to fix my bathroom and my washing machine. They work when the techs leave, then a week later, they wouldn't work anymore. So, I keep spending money for them to come out and they're saying nothing’s wrong with it. But now, my washing machine is broken again and the bathroom doesn't work again. So, I'm putting out $100 each time and things are not getting fixed. Other than that, I signed my mother up with AHS and I told her that they are really good. Every time somebody purchases a house or think about getting a home warranty, I always refer AHS.

The process of signing in with my address online is easy, and within seconds of hitting submit and paying for the service call, I usually get a text instantly from whatever service tech is coming out. Whether it's the plumber or the appliance folks that American Home Shield sends out, all the people are good. That's the biggest thing. Anytime I have an issue, I can pick up the phone and call them. The techs that came out have built a rapport with my wife, and she's really comfortable. Also, the time it takes for them to come out, she's always willing to talk to them. They're phenomenal.

    My refrigerator was randomly going into demo mode and the different lights were hanging on. The repair people came out and got it to reset. They didn't fix anything, but they had a 30-day warranty, so if it happened again, they were able to run us down on what we could do to reset it. It was worth the $75 that I paid for them to come out and just run us through it, 'cause I couldn't figure it out. Every once in a while, the light button will go on but nothing so far that would warrant replacing anything, because it's not a consistent thing. We had my garbage disposal go out as well, and the tech came out, looked at it and had a replacement part on there. My wife said he was great as well.

    With AHS, I'm able to request service through their application and have a technician reach out to me and schedule the next day or the same day in some cases. I recently had two claims - the garbage disposal was one and the washer was the other. The techs were out here within the week. The ones who serviced the washer were professional. They seemed to be well-versed in repairing washers and talked us through the repair and what they were doing. Those guys were spot on.

    But the garbage disposal technician was a whole other ordeal. The tech was more worried about other things than repairing the garbage disposal. There were some other things that were going on, like the garbage disposal tripping the breaker. Knowing that, he focused more so on the electrical aspect of the home and how the home was wired electrically. I had to request for him to come out again and when he did, it was the same ordeal. He asked if I have an electrician and I told him to service the garbage disposal. Once he changes out the garbage disposal and it doesn't work, then I'll get the electrician. Sure enough, as soon as he troubleshot and replaced the garbage disposal, everything was working fine.

    For my recent claim with AHS, the water heater was dripping a lot. The pilot would go out, so it would cut off the gas for some reason and it would shut it off. So, the water heater was not working. The tech came. There were a lot of tubes there for some reason underneath it. He had to clean underneath where the pilot was and where the burner is, and then he vacuumed it and then removed and cleaned the area around it. Since then, it has been working well.

    But submitting the claim online with AHS was a little tedious. For some reason, it didn't give the choices immediately. You have to really hunt out where things are. It was not very user-friendly. But the quality of their contractors is excellent. So far, we had no problem and it has been very prompt responses every time we have put in a claim. So far, our experience with AHS has been good. Their responses have been prompt and the work order has been handled promptly. If there has been a delay, it has been through the people who have been assigned the work, not AHS. AHS is a little pricier than the others. But so far, so good.

    My last service request to American Home Shield was good, but the previous one was awful. The latest one was electrical, and they had two requests. I requested one for electrical and one for the heater. The heater was for a check-up. In the past, I was calling AHS and requesting the order verbally but now, I'm doing it online. I think I will choose the call instead of online because, through the call, I have the opportunity to explain more. Online, it's too much of a chore. I have to set up the electrical appointment, but I don't have a way to explain what happened.

    As soon as I set up the request, I receive a text message first that says my order was received, and I was given the name of the company that will contact me. The latest techs who came were fast. They did a good job, and my problem was solved. With the one that was bad, nothing was good because they didn't pay attention and wrote whatever on their report. It was for the AC. I live in Las Vegas. In July, it was too hot, and they denied to solve my problem because when they sent the technician, I was not at home. My mom is an old person and she couldn't stay behind the technician. It's important we have trust in the person who is checking our equipment.

    They reported back missing parts and I just called back Home Shield and reported that because that was impossible. If my equipment was working perfectly, cooling my house, how can I have a missing part? It was something that was strange. But nobody answered, nobody helped me, and nobody fixed my problem. I had to spend with another person, I had to buy a new unit because they reported back a wrong report. I don't know why they did that. I didn't cancel my contract because I was dealing with different things.

    It's taken several weeks to get someone out to my home for service recalls. American Home Shield can't find anybody to do any service. When my refrigerator went out, it took them about five days to find someone and it took that person two weeks to get out to my house. The positive with American Home Shield is that when you call, you don't have to wait for over an hour as I have in the past. Most contractors in my area won't work with American Home Shield because they say that it takes too long to get paid. When they call back to give their assessment, they have to wait a long time on the phone line, and then they want them to do the repair much cheaper or use different parts than they want to use. Both of our contractors that we use in the area won't work with them. So we're always at their mercy. But I've noticed that their calls last time seemed like they were expedited a little bit more this time. So that was a positive.

    Once they determined my refrigerator couldn't be repaired, I had to wait another three days to get the Lowe's e-card emailed to me, which I get. Things take time. But when you've already been waiting for almost three and a half weeks, to wait another three days was not ideal. If you choose to do that option, I don't know why it can't be more instantaneous or something worked out with the Lowe's store versus having to wait three days to receive the email.

    My garbage disposal was not working and the water in my shower was not coming out steadily. Sancho Services, the contractor, came out fairly quickly and the tech was excellent. He explained everything and was very good. I prefer to have him whenever I have a plumbing issue but it’s hard because a lot of times, American Home Shield would say they got to send this or that person. And a lot of times too, they're sending me people that came out of school. I prefer to have experienced people come into my home.

    When I ask for an experienced person, I want one. Apparently, AHS has workers who are in a foreign country. So when you're explaining stuff, they don't understand what the heck is going on because they don't live here. You can tell that they're reading from a script. I prefer to speak with somebody that lives in this country that understands your situation. But AHS helps because half of the time, you don't have time to call somebody to come in. At least, you can call AHS and you can set something up and it's done.

    American Home Shield has been fine up until this last issue I'm having with them. It's my boiler. But we found out from the people that came the Monday after Thanksgiving that it's electrical. So, I've been waiting since for an electrician. The contractor scheduled a time to come out then the people called me on Monday and said that they couldn’t come out until Friday. I said that was too long and I've been without hot water since Thanksgiving. I asked if they couldn’t get somebody to come in sooner. The rep said no. She called AHS and I canceled it, and since then, I've been calling every day and AHS haven’t gotten an electrician yet.

    I have recommended AHS but at this point, I'm very disappointed in them. Because five days is a little too long to wait for somebody. I said I didn't understand and asked if they have one person that they deal with. And they said they were trying. AHS can use more vendors that work with them because the rep told me the problem is they don't have enough. I said to her to just call any electrician and pay for it, period. She said that sometimes they don't want to work with AHS. They need to find somebody and just pay them to service their customers. I also asked if they are gonna pay for it if I get my own electrician and she couldn't give me a response. I said I'm giving them the benefit of the doubt. I will wait until Monday. I feel like I've been reasonable that I'm getting annoyed.

    I had a claim with American Home Shield for my garage door opener and I was a little disappointed. The contractor they sent out was supposed to be seeing why my garage door opener wasn't working but he came out without a ladder and proceeded to measure my garage door opener belt with my husband's tape measure. And that's not how you measure garage door opener belts. He said he was going to order the part and that we needed a 10-foot belt. The day he was supposed to come back to put it on because he had the part, he called and said that he wasn't coming out to put it on because they don't make a 10-foot belt. So I called the company who is based in Florida and requested another contractor to come out. It was obvious this guy had no clue on what he was doing. But they said this young kid was the only one in this area.

    I called American Home Shield and they gave me another contractor. The second guy who came out was fantastic. I usually like AHS because they usually send me good contractors. But the first contractor was very unprofessional. I wished that it was easier when you have a complaint, like we did with the first contractor for the garage door opener. It took a while to get a second contractor so I'm a little concerned with that. Also, they’re saying I owe a second service fee when they gave me the second contractor for the garage door opener.

    My microwave broke and about a month and a half later, it broke again. They replaced a board in it and it's working again. The tech was really good. The only thing with AHS is it takes two to four days for the service people to give us a call when we submit a claim. Then they'll come out and see what the issue is and they'll go order the parts. It takes a while to get things repaired but ultimately, they will be repaired.

    My air conditioner was too hot for the summer. So, the tech had to change a capacitor, which was quick and awesome. Then a week or two later, my icemaker stopped working on my refrigerator. So, the tech had to get me a new motor. The techs were great and the companies were good. But the first company American Home Shield sent me for the refrigerator was awful. The guy was supposed to come twice. The second time, he didn't even call me and tell me he wasn't coming so I had to call AHS back and tell them to re-assign my case and that I couldn't deal with that technician.     My washing machine was leaking. AHS sent a repairman very quickly. The contractor was assigned and someone got to me within a few days, which was great. It's an old machine. They had to order a part, and the washing machine repairman said, “This part, I don't know if it's going to be available.” So it took a while to get the part. I called the repairman but they said it hasn't come in yet. I called American Home Shield, and they said, “We'll call the repairman.” Then they were coming within a few days. That part helped, but it didn't completely stop the leaking. I had four recalls, and then they finally replaced the machine. But it was a six-month process.

    Before I had to put on the last recall, the tech left saying, “I'm not going to be able to fix this. There's this, this and this wrong. I know what it is. I'm going to put it in as soon as I get home.” But American Home Shield marked it as complete. Based on my conversation with the repairman, they would follow up. I waited a week and a half to be contacted. I kept checking. Finally, I called them and they said I had to call them to say do another recall. That process should have rolled over automatically instead of waiting for me to do it. But in the end, I got a good result.

    I liked it when American Home Shield said they were gonna hold their word and be there. But so far, I keep putting all the money out and I don't see any results. A technician came out and he was excellent. He said the refrigerator is no good and has to be replaced. But I haven't heard anything from anybody. That's been a couple of weeks now. My refrigerator is dead and it's been months. Way back, I paid money to get a plumber out here. I just called him because I waited two days because he said he was coming one day or the other day, and he didn't show up. I also still don't have a washer.     The sink had stopped up. It also caused the washing machine to back up because the water couldn't drain down the main drain line. There's a cap on the back of the house that you have to take off and the contractor ran what they call a drain snake. It's a 70-foot cable that goes through and removes any clog. The plumber had it done within 30 minutes. That company was called Lindsay Plumbing, and they had been out here once before for the same problem many years before that, and they got the job done. However, American Home Shield is getting pretty pricey. And I'm not sure how much longer I'm gonna keep it. I'm spending more than I'm getting out of it. But all in all, I've had to replace my hot water heater twice, my garbage disposal once. So, I've got something out of it.

    I've had to do a dishwasher, dryer, and some electrical work, and I've not had any problems with the claims process. However, I haven't used American Home Shield to the max. I haven't had to replace any appliances, and I heard from my friend that that becomes very difficult when that happens. So I'm a little worried about that.     We had a little hiccup with our dishwasher. Something had happened with it when our dishwasher was broken. But going forward, it has been much better since that. American Home Shield denied us coverage because they had mentioned a possible pest was behind our dishwasher but that was not the case. You hit the drill into wood to get behind the dishwasher to make access for a drainage hose. And in that case of drilling, you're gonna cause debris from the wood to fall behind it. Because the word pest was there, it made our dishwasher seem like it was a pest issue. So, it negated our warranty on that. But there was no evidence of a pest. I went back there, took a photo of it. I was so upset. It took forever to get another technician out and to right the wrong after six months of me calling the tech back over and over.

    I called one time after they said, "We're gonna escalate this," because I wasn't getting any information from it. And they said, "Okay, we're gonna escalate it." A month later, I called back and somebody said, "We're not covering it." I called back a day later, and I kept calling and calling until I got through to somebody. They didn't know how to deal with it. It was confusing. But it ended up working out.

    AHS sends reliable people. But six months ago, they sent a plumber and he had to install the whole unit inside the toilet bowl. He didn’t do a good job and he didn't give me all the parts. He gave me two different kinds of parts and he didn’t do the hose right. I reached out to AHS but unfortunately, it was past the 30 days, so I had to pay another deductible and I wasn't happy about that.

    The plumber I got was Jeremy and he was really professional. I've never seen anybody look at toilet bowls as long as he did. He studied it and solved the problem. I'm satisfied.

    One day, all of a sudden, the microwave light wouldn't shut off. I submitted a claim to American Home Shield. I did it online. I'm not a bit technical person, but I didn’t have any problems with the website. The service people told me who they were and what they were gonna do. They let me know when the appointment was gonna be, and when they were coming. The company did call me to make the appointment, and it was a pretty easy process. Everything went really smoothly.

    The tech was a nice person. He was very knowledgeable. We didn't get that thing fixed the first time though, but he was able to resolve it. He did tell me what he did. He said he needed to change the motherboard. He ordered the parts and when the parts came in, they gave me a call to schedule the appointment. The first time around, he fixed the light, but then the microwave wouldn’t work. It would be on for two seconds and shut itself off. When I called with the complaint, they did tell me I had to call American Home Shield. I did. The second time around, the tech came with the part. He changed everything and he did check all the options on the microwave, made sure that all the lights work, and made sure that it would turn on and turn off. He went through a thorough checkup, and everything came back okay. Everything works perfectly now. The microwave is like a brand-new machine.

    The two burners of the stove were not working. I called American Home Shield and put the claim on it. Then the tech came and when he left, the stove stopped working. The next day, he came and changed some computer thing. But the next day, again the two stove burners he fixed stopped working. So then I called him and texted him. He told me to do a claim again, which I did. Then I got an email that said the part has been ordered and I've been waiting since then. The tech was not the best. He disconnected the dryer and didn't tell me anything. And that night, all my fire hazard went off. I didn't know why nor what was going on. I found out that he didn't connect the thing that goes behind the dryer to get the heat out. I had to get the battery out of my alarm system. This was a mess.

    We had an annual check on our HVAC system and the techs were punctual and everything seems to be working. American Home Shield’s customer service seems to be a little bit better but in the past, we had a lot of issues with the sales department. They double-billed us one year and it took months and months to get my money back. So, I was gonna cancel the service but AHS gave us a good price on it this year. Improving the internal communication between departments would be helpful because they have people that reach out at renewal time from various departments to try and close the sale and they're not communicating with one another.

    American Home Shield (AHS) was recommended by a real estate agent when we bought our house. Being an older house we went for the platinum plan with added coverage. First sign of problems was when dishwasher failed and 2+ week time to have repairman so found our own person and just paid out of pocket. Nobody told us about the escalation path.

    Second issue was a furnace going out with a 13 day time to have a repair person come out. Given it was <40 degrees at night I was far more persistent. Five calls, 8 people and over 5 hours on the phone just to get permission to get my own repair person. Had somebody come out within 4 hours but couldn't get through to AHS for pre-authorization of work. Since AHS won't pay for technician to wait to get through or return I just paid it out of pocket. Even cancelling policy is a nightmare with argumentative customer retention person, unwillingness to get a supervisor and even charging an administrative fee for cancellation. Lots of money paid out, lots of time wasted and ultimately zero service. Don't waste your time on American Home Shield.

    My mother got me their top-of-the-line policy as a housewarming gift. It was a complete waste. Virtually anything I reported they never fixed. Specifically, I had a cold water value that stopped working, they said it was a pre-existing condition, after two months of arguing, I sent them my home inspection report to show it wasn't pre-existing, they still didn't fix it. They didn't fix my doorbell that stopped working, or a leaky sink. The sink was the worst because I showed the first plumber it was leaking, but since it wasn't on the original order he said he couldn't fix it, when I called in a new request (and paid another $100) the second plumber said it was leaking b/c we broke the handle and therefore it wasn't covered.

    I pointed out that it was leaking before the handle was broke (as the first plumber saw). The handle broke when I was trying to stop it from leaking and pushed too hard on it. Once again claim denied. It was a waste of the $1,200 + we paid for the contract. When you tack on all the $100 service call fees we paid, I would have saved several hundred dollars by not having the contract. PS, Customer service stinks!! They are very polite, but they help with anything and at one point I waited weeks to have a manager call me back. And if the manager does call you back and you aren't available to talk at that time, you need to request another callback and wait at least 48 hours (it was usually much longer) before they called you back again.

    The techs came and diagnosed the issues, ordered the parts, then scheduled an appointment once the parts arrived. They were prompt and they let me know what were the issues and the parts that they were going to order. They made sure to contact me once the parts were delivered and came in to fix at the scheduled time. So, we were all happy with their service.

    American Home Shield has been good for most of the cases that I used them. But with the plumbing issues that we have had, it was not great service. They could do better with that or water-related stuff. But electrical wise, we were happy. Also, $75 for every service seems a bit expensive if you don't use the warranty for the year, so they're a little bit on the higher end. But since we moved into the home, we had to replace a couple of things because it's really old. So that balanced out the high service cost.

I was left waiting for updates or the people they sent out would not be able to completely do the job, and then they would have to wait. When I talked to different representatives at AHS, I was getting different answers depending on who I was talking to. At one point, I added on the electronic protection warranty and then I decided to cancel it. The person told me I had to keep it. But the person who told me to sign up to begin with said I could cancel it with no hassle. How bad the quality of service was was becoming almost like a surreal experience.

    Some of the other stuff, American Home Shield fixed and worked out great. But when I had my dishwasher looked at back in September, there was an issue because the guy came in, stayed a minute and said they couldn’t fix it. Because he felt that it was rodents did whatever damage to it. And I had to pay $100 for that. Granted, my house is 26 years old. I'm gonna get a rat every once in a while. But American Home Shield sent me a letter saying that I should have known it was about rodents. How am I supposed to know? I just know it wasn't working. And they said that the contract said that if the damage was done by rodents, they're not responsible for it. And that was it. That's wrong that I have to pay $100 just for one person to come to my house to stay there one minute and say, “Oh, rodents did this. Can’t do anything about it.” It happened twice. They sent out two different people.

    That was a very disappointing incident. It sounds like they're being greedy after the guy only sat there for one minute, and when I paid $100. That's not what we're all about. They should recognize that off the bat and say, “We'll refund your $100. We'll just keep taking your monthly dues. And if something else happens, give us a call. And there's gonna be another $100 to pay that.” But they didn't even try to do that. They said, “We’re gonna take your $100 here. You’re getting nothing back.”

    We had a backup issue with one of the toilets downstairs. The individual that came by took care of the issue, reseated the toilet, and we haven't had any issues since. More often than not, I've been very happy with who American Home Shield has sent out. However, sometimes that we don't even get a response from some of the vendors when we put in a claim. I had put in a claim for an air conditioning issue in July. It was assigned but no one ever called. Having an air conditioning unit out in July in Texas is a big deal.

    I complained about it and wanted to cancel my service, but American Home Shield wouldn't let me. They offered me two months free, and they would get someone to take care of the air conditioning unit. That was in August then nothing happened again. I complained again in October and tried to cancel, but they wouldn't let me. No matter what I complained about, they were not responsive to try to take care of it or even let me out. They told me that I can't cancel because I have a contract. I told them, “The contract is great if you do what you're supposed to. Since you're not, you're in breach of contract and I want out.” They said that that wasn't going to happen. They finally got someone to show up but I'm not happy and plan on cancelling the policy when my contract is up.

    I had a connection between the pool pump area and the heater area that was leaking water out of it, and West Texas Pool came in and put a new bracket above those pipes and fixed it. Overall, American Home Shield's contractors do a really good job. I really am happy with them. We've had an issue with our sink and they're waiting on a part. It's been about a week or so. Overall, AHS has done a good job over the last few years. Five years ago, there were lots of issues we had with them just not getting back with stuff, but they've really improved now because they've really done a lot better job.

But I wish that American Home Shield's deductible covered more than just one system. If I had a refrigerator problem and a toilet problem, I should be able to call them up for both and it’s one deductible. But it has to be two deductibles. So I don't love that piece of it.

    Sears came out for my washing machine. It was gonna cost well over $500 to fix, so American Home Shield said they'll replace it. The washing machine I had was $700, and they replaced it with a $500 washing machine. It was quite a bit of a cheaper model, but at this point, I just wanted a washing machine to get my laundry done.

    I got the replacement, but the service people couldn't put it in because something was wrong with my water pipe. They said they were not allowed to touch it because of the way it was. One guy even got a little attitude because of the water pipe, which I couldn't help because I didn't know it was broken. I had them leave the washing machine because then I went and fixed the plumbing to where it would work better, and I installed it. Yesterday, I had to make another claim. My hot water tank broke and I'm waiting on that. I've tried calling the vendor five times already and nobody's answering the phone, and their voicemail is full.

    For my recent claim with AHS, the first time the techs came out to find out why the furnace was leaking water, they did not correct the problem. I had to pay an additional $125 for them to come out again when they should have followed up on the first claim. I still had the water coming out which mildewed my carpet in the basement. I wasn't compensated for it because they didn't even fix the problem. I had to call again, resubmit a new claim, and pay that $125 upfront. I explained to them at the time that I have the same problem, water leaking from the furnace. I don't know if it was coming from the drain pipe, but it was going onto the carpet.

    The first time, all they did was clear what they thought was a plugged drain pipe, which wasn't the problem. So, when they came back out the second time, I went into a little more detail with them, letting them know that the problem wasn't corrected and I don't think that it was coming from the drain pipe. They went on and looked down into the drain pipe to see if it was clogged and it wasn't. One of the guys was saying that the way the piping was put in might have been incorrect. They went on and modified the PVC piping, which they really didn't add anything but a coupler because it was the same pipe that I had. All they did was cut it.

    They found out after they did that slight modification that it wasn't coming from that at all. They noticed because there was a guy in the basement and a guy upstairs flushing the toilet. One of the guys said, “We know where the water is coming from now. It's a plumbing problem.” They already did that little cut. They're professionals. They should have known that because the top of the furnace was wet. So, if it's the drain plug, the top of the furnace wouldn't be wet. They should have known that it was coming from somewhere else.

    Somebody called and said, “They had to modify this and that.” I said, “If anybody does a refund, it’s really me, because they never corrected the problem the first time.” The second time, they thought they corrected the problem, but they found out that it was coming from the toilet upstairs. It looked to me like they were just trying to drain me. I wasn't having it.

    I went on to pay the $125. But there should have been a follow-up from the first job. I shouldn't have to pay another $125 because they never corrected the problem absolutely. I had to end up paying a plumber another $200 to come out and fix where the problem really was. I ended up putting out $450 for something that probably could have been done for $100. But they made an attempt to correct the problem and they were nice. If they're not sure, then they should just say that they don't really know where the problem is. I also think that people shouldn't be charged upfront because that's not good. I paid upfront, and I really didn't get the job done. I would recommend that, if anything, half should be paid upfront and the other half should be paid when it's completed.

    My heater was messed up. I called AHS and they had a tech come out. They told me that it was 2,300. Then I called my pastor in my church and he called someone. The guy came over here. He is a heating and air man. When he finished the heat, it got so hot. I said, "You got the heat on?" He said, "Yes. I have to see that it's working properly before I turn it off." Then he went outside and said, "Your air is working too." He said I owe him 350. So I paid him the 350. And I showed him the letter. And he said, "People have some pretty bad experience with Home Shield. They're supposed to replace but sometimes I think it may be too expensive. So they don't want to replace it. So they come up with this letter like that." So he gave me a company ‘cause his son is also heat and air. So I decided I was going to let Home Shield go. But all my family got Home Shield. So I decided I'd give them another chance.

    My Maytag refrigerator also started acting up. They've been out here three times to see but it couldn't be fixed. My brother said, “If they couldn't fix it, AHS should have just replaced your refrigerator because it was costing more to have them come back and forth out here.” So I'm just going to purchase my own refrigerator as soon as I find one that I like. But I won't be dealing with American Home Shield anymore.

I knew I had not dropped anything in it, so I thought maybe one of the blades had come off and was rattling around in there. However, when the fellow got here, he poked around in there and pulled out the head of a screw. The shaft was gone. But I looked around and discovered that there was a screw missing from the valance above my sink. So, it had evidently fallen down. The tech got it out of there and that was what was wrong with it.     I'm looking for another home protection. This is the second time I've been denied by American Home Shield. The first time, there was a pipe that was busted inside the wall. So they wanted to charge me because they said they couldn't get to it. But that's what I'm paying for. They said they couldn't get to the wall. They would bust a hole in the wall to get to the pipe and fix the pipe. But the repairs were going to be on me. So I didn't even use them at that time. I got a friend to do it and he did it for less than what they were pulling.

    The second time happened recently. My electrical panel is on the outside of my house. So I had some issues because there was electrical current. I can hear it running through the walls and flickering my lights. I called American Home Shield up and they promptly sent someone out. The guy told me, “Oh, it's the electric company's fault.” But he wasn't clear. I need a letter because I'm going to try to file a claim because my refrigerator is running hot and cold. I have two ceiling lamps that were burned out. Also, my garage door opens when it wants to. So I asked American Home Shield, “Well, who's responsible for this if they weren’t.” Then American Home Shield conveniently sent me two letters saying that because the electrical panel was outside the home, they're not responsible for any damages that I may claim.

    My most recent claim with AHS was for the oven. The service technician was very professional. When he fixed it initially, everything worked. He ran it through and he got it to temp, and everything was working fine. But because of the history of the oven, he felt like that mightn’t have been a complete fix. So he went ahead and made a note about the convection portion of it, which is important because it was the day before Thanksgiving that he came back and replaced the convection portion. Because of the notes he had taken on the job the first time around, the shop was able to get the parts in really quickly and he was able to get out and get it fixed. Really happy with them. I wound up calling them and they said, "We have the part in, so now we can make the appointment." I don't know how long they've had that part in. On the other claims, it has taken a little bit longer than I would have wanted. When I had a clog in my drain, it took four days.     We've had the American Home Shield for approximately 14 years, and it was well worth it. When the heater system went out, it was about $9,000 repair, which they paid for. Then we had an air conditioning unit outside, which was 3,500 that they repaired. They've done a ton. We’re well ahead of the game. They've never given us an issue. We just renewed with another company, though, because after 15 years, American Home Shield's prices went way up. For about half the price, we were able to get a new home warranty that covered everything else and the new company did have a better rating online. AHS just raised their prices and we just weren't going to pay that anymore. So, we went with another company.

    The service was great. But the tech for my electricity wasn't on time. He said that he would be there at 10 o'clock but he ended up being there at 1 o'clock in the afternoon. So I had to cancel all my plans. Other than that, he found out all the issues going on with our electricity, and then he got it fixed right away. I also had a previous claim for my AC and the tech was very knowledgeable. He gave us tips and advice. But, the issue wasn't fixed because it's costly and American Home Shield only covers a certain amount of Freon for the AC. If we are going to pay an extra for our monthly and have the warranty cover at least 50% of the Freon, that would be great.

    I had a drain blockage. Devines Plumbing came within a day after I filed the claim online with American Home Shield, but the follow-up was delayed because Devines came, diagnosed, recommended some follow-up, and I had to call again to get that follow-up. But they were able to get out. My gripe with American Home Shield is they expect the homeowner to know the exact diagnosis, which can happen if you’ve lived in your home for long, but I had a sink issue and what I thought was an issue with the garbage disposal that was causing a backup. They diagnosed it differently and I got charged multiple times. So, that was not a good experience. There needs to be a category for just diagnosis. If you identify it’s a leakage, and for AHS to help walk you through how you should submit that, as opposed to making multiple submissions, which you get charged for each for work to be done.

    I couldn't get ahold of the people with Realty Rekey for over a week. I called American Home Shield back to try and see if they could get somebody else on the case. They ended up reassigning me to Realty Rekey again, and they finally answered after that. It took a lot longer than I would have liked for all this to happen, and it was more so on the American Home Shield side that things were lacking, not that anybody was rude. It was just more of they didn't seem to have an alternative for me when I told them that I've been calling and calling and they don't answer. I left voicemails and emails, and nobody would call me back from their call center with Realty Rekey. That was the frustrating part. Once the technician was assigned to me, he was phenomenal. He answered all of our questions. Our house has two different brands of locks on it, and he was able to explain all that for us and get us what we needed.

    I've used AHS.com before for my claims, and the only thing I didn’t like is it didn't seem like it had the problem that I was looking for. Other than that, it's very user-friendly. American Home Shield is well worth the money and I've never had any issues getting claims taken care of. Everything's been handled in a timely manner and it's always been fixed.

    Recently, I submitted a claim because my unit wouldn't come on at all. It has a door panel on it that matches up against a switch, which activates it to come off and on, and I thought that's what the issue was.     I had my garage door fixed and the tech did above and beyond. It was great. I’ve had claims with American Home Shield two times over the years for my water heater. The guy who came over said that they couldn’t fix it because it was solar. So, I'm about to do a third claim. We live in Hawaii, so most of the time, we have sun and it's no problem, it works fine. But when it's cloudy days, that's when I see that it doesn't work. Right now, it's starting to winter and the water gets cold. It's been, probably, over two years. So it bothers me because when I read the paper, it doesn't say anything that they don't fix the water heaters because it's solar. But that's what the technician told me and I still couldn't fix this problem.

    I'm a second language and when I call, sometimes the person who answers is also second language, so it's hard to explain the issue. And because of the time changes, when my husband is home and could talk because he's American, it's too late. Overall, everything else that I had in our house was solved. It was just this water heater. I'll probably call them again during the winter when it gets cold again and try to see if somebody else maybe come here and can help me with that.

    We are not happy with AHS. We will not be renewing once our year is up. We have had issues with our electrical work. We have done service requests with them four times. They sent different electricians out who have told us different things each time, supposedly fixed different things each time. The last one that was at our house said that we needed an upgrade because we had a 100-watt breaker box and was bringing well over 100 wattages. It was denied. We weren't told that it was denied until the very last day of the service request grace period.

    A few weeks ago, I came home to no power. We called and they just gave us the runaround. They told us that they couldn't help us, or give us any information unless we paid another $100 in service fees, which I refused because we've had these issues for a while now. I've been paying service fee after service fee. Nothing is getting done. We had to replace the breaker box out of our own pocket, which put us in debt. There's no point in having a home warranty if they're not willing to help us with things when we apply these service fees and requests. But all of the technicians that have serviced our house have been very kind and personable. Also, there had been other services, like our washing machine that we've had to get fixed and they were very helpful with that. It's just when it comes to dealing with AHS and its customer service, it's not the best.

    American Home Shield has been fine. But some of the contractors that they have brought up for the jobs have not been great. The technician that came out for the washer quit in the middle of our work order and no one followed up. So we had a washing machine that didn't work for weeks. It did get fixed eventually. American Home got down to the bottom of the fact that the contractors themselves just had a bad employee. But we were left with the short end of the stick. American Home Shield should be faster in getting a contractor to the customer.

    My experience with American Home Shield has been pretty good. They're fast and everything I've asked for to be fixed was fixed, except for one thing. It was one of our garage door openers and the contractor that they sent out said that the motherboard on it had burnt out. It was not a normal wear-and-tear thing. American Hoem Shield didn't cover that so we had to pay for it ourselves.

    We had some sparks coming out of one of our outlets. AHS sent out an electrician and he fixed it right away. He was great. Some techs also came out to look at our AC at one point and that went fine. It was user error on our part. Having AHS is a huge benefit. Anytime anything breaks, we just give them a quick service request online and they get somebody out pretty quick for us. So, I don't ever worry about anything breaking.

    My garbage disposal wouldn't come on. The claim process was seamless. The tech knew exactly what was wrong. He was here five minutes and it was something that I wish I knew how to do. He just pressed some reset button that I didn't know about. Unfortunately, he got paid $125 for five minutes. It would be great if AHS gave me some troubleshooting.

    I also used AHS a couple of months prior because of my hot water heater. I paid the deductible but then I had to come out of my pocket for what Georgia State required. Other than that, it was way cheaper than what it would have been if I had to come out of pocket. For someone like me who doesn't know too much about what's going on, the warranty has come in helpful.

This time, our experience with the customer service of AHS went well. But last time, we had a little bit of a problem. We ended up finding out that the part that we wanted was no longer in existence.     The contractor, Express Plans, came out and they couldn't fix the microwave so they ordered a new one. The new one was damaged and we had to get American Home Shield to intervene to get them to replace it, which they're doing. They wouldn't do anything without me talking to AHS. But the techs have been good and AHS usually takes care of the problem quickly.

    When there's something that needs to be fixed, AHS has been on top of it. One of my master bedrooms wasn't cooling and the tech said it's because of the way the house was built. There's only one vent in the room. But he told me what I needed to do, so that way, it can cool. He was friendly and provided good customer service. It's been great with AHS. They're very punctual.

    My heater was not working. The tech came and said that there was nothing wrong with the system. He just clicked it on and it worked somehow. I don't like AHS much. Overall, I spend a lot of money to get the warranty, and then I spend more money every time I make a claim. Whenever there's something they don't cover within that claim, you then have to pay hundreds more dollars, even though you have an insurance policy. I won't be purchasing it again.

    I did a repair on my microwave and my dishwasher. I went online and put in the request, then they immediately notified me of the company that was coming to do the job. Then, I got a call from the company and they scheduled the repair appointment. They came to my house and got it fixed. The tech was very good. However, I have had this problem with my microwave for the longest. It should be replaced. I have been repairing the same thing every time. The amount of time and money I've spent on my microwave so far from them coming to fix it, $85, would have been enough for me to buy a new one and replace it myself. They would always repair.

    My dishwasher should be replaced too. They would manage it and fix it, and then they would bring it back working. But then, a couple of months later, I would have issues with them. I would pay another $80 to schedule another work so they would come and fix this, and then we would have issues again and would spend another $80.

    Draingo came out because my disposal quit working. And the tech called and said that he would go ahead and pick another disposal up and bring it in case mine couldn't be fixed. But it was jammed. So, he unjammed it and got it working. The next day, it stopped working. We reset it again the way he showed us. And two days later, it stopped working again. It was a wasted trip. I needed to be scheduled an afternoon time period, because I couldn't get off work the entire day. And they told me that they could do that. But when they confirmed it, they said I was on their schedule. And whenever they called, if I wasn't home, they would put me at the end of the line and come another day.

    So, I took the afternoon off. The contractor didn't get there until 5:45, and I'm usually home by 5 o'clock every day. If I had known that, I wouldn't have had to take a day off work. The repair guy that came out was very nice and efficient. But the whole experience and the fact that I still don't have a disposal has me a little put out. And I couldn't see spending another $125 for them to come out and say, "We'll fix it and let us know if it breaks again." We got a new one and we're going to put it in ourselves.

    All of my other experiences have been fine. Whenever I've needed a repair, contractors have come out. I usually have to take a day off work because they don't come after hours or weekends. My first few experiences were during the pandemic when it was difficult to get parts. So, the only downside to those experiences was, we had to schedule a second or third visit because they couldn't get all the parts in. So, it took longer. But I can't blame them for that. There's just weren't any parts available. But once they got the parts in, the contractor came out and got them fixed. And everything that they have repaired continues to work fine. So, I'm happy.
