    The contractor did a good job. They assessed what was going on with the air conditioner and within a few minutes, I knew where the leak was coming from. They replaced the pump to fix the leak.     My dryer was giving an error and it wasn't working, so I called American Home Shield, and they set me up with South Valley. They called me within less than two hours, and set up an appointment for the following week. They were on time when they came out, and everything went well. The guy was very punctual and nice, he went straight to his job, and looked like he knew what he was doing.

    The call was quick, but the time to come out was a week. They did offer that if there was a cancellation, if I was flexible with my time, they could call me and fill me in. They didn't have to. They didn't have any cancellations, but it still worked out fine. I was so happy with the price and then it just went up $20, and I was like, "Eek!" It is what it is. I was shopping around and finding something else, but I do recommend AHS.

    Fortunately, a repairman showed up the next day when I did a claim for the air conditioner that wasn't cooling. He put in freon and fixed the problem. I like that AHS covers the pool equipment. They've replaced several pieces of pool equipment, which was the original thing. They've replaced the water heater twice. They've also replaced the refrigerator, the dishwasher, and the clothes dryer. I'm happy with their service.

    I'm not too satisfied with American Home Shield. Customer service gets routed to a different country and the people have a handbook that's not helpful to the customers. It's overall poor customer support. The vendors that they choose to come and inspect the appliance that's broken would do everything they can to not fix the issue but still get paid that 125 bucks to bring them out there. They said the dishwasher is too far away from the water. There were numerous excuses where I ended up bringing a third-party independent person and they fixed the issue. I got overcharged by American Home Shield and didn't even feel like calling them because it was gonna take hours to explain and get my refund. I'm looking for another provider, someone that's a little more responsive.

    We had two recent claims to American Home Shield. We had one for our air conditioner and one for our garage door. The door wasn’t opening. The remotes weren't working. The air conditioner went out. It wasn't cooling. I went online and did the claim through their website. The actual process online wasn't difficult. It just wouldn’t let me submit them together, which I would rather have done that. We had to submit them separately. If I'm gonna have people come out, I'd rather just submit one ticket so I don't have to pay twice but that's just part of it.

    The gentleman who came for the garage door was a nice guy. He was very knowledgeable and professional. He was only here for about 30 minutes. He got the door to work. When he left, it was going up and down. About a day later, I couldn't get it open again. We had to have him come back out yesterday because it stopped working again. We had to order a part and it will be here sometime next week. As far as the air conditioner, my wife said the guy who was here for it was very respectful and seemed to know what he was doing.

    We had AHS when we were at another house, and it saved us on some things. So, we liked it and we decided to get it again. At our old house, we had a washer and a dryer that had problems. It kinda helped us with that. I've told people I work with that they ought to get AHS. Once we do a claim, they're out quickly and they handle it very well, especially if you're in an older home. We just got AHS back recently because the house we're in is relatively new so we weren't having many issues. If you're gonna be in an older home, it really can help you save some money because of the service itself.

    I would highly recommend American Home Shield. It's an excellent service. I called them when I had an issue in my shower with the faucet not turning. The rep looked it up for me, made sure it was covered, and immediately sent me an email with the information of the company that she dispatched the request to. She gave me the dispatch number, told me they'd contact me within 28 to 48 hours and gave me the phone number to call them if I needed to. That was exactly what happened with the air conditioner too. They came and fixed it.

    American Home Shield has come a long way, and I would refer them. Previously, we couldn't get through to anybody. Then whenever you would get through to somebody, it would be starting over from scratch because nobody had any notes on the situation. That was a pain. There were some years ago where we were not satisfied with the service that we received from a tech that was sent out and it took me a long time to get my refund back from the service fee that we paid. The guy didn't even fix what was wrong.

    Recently, we had a dryer that wasn't working. American Home Shield did what they were supposed to do. They assigned the claim to Suffolk Appliances and a tech was here in 2 days. He was friendly and knowledgeable which is all you ask for when these people come out. We like Suffolk Appliances. We probably would request that they come back out. I'm not happy with the increase of the service fee though. There was one time where I had to do two services at once and had to pay two service fees. I don't know if there's a way American Home Shield can combine those.

    It's nice to know that there's somebody reliable and that I don't have to do all the research to find all of the contractors if something goes wrong. Setting up my claim for my air conditioner that stopped working was easy. The techs had to come back. They had to order a part. They fixed the first part. It broke again, and they came back yesterday. We're waiting for another part to be ordered. But American Home Shield been able to cover with the deductible.

    Something was wrong with one of the electrical circuits in the house. I went into the American Home Shield portal, which is a convenient one-stop shop, and requested an electrician. I was promptly called by the company who scheduled an appointment. It took a week because the info provided by AHS wasn't my number. So, it took a bit of back and forth, but that's no big deal. They came out. The dude fixed it. Everything works now. I'm happy about it. AHS covered everything I needed it to cover within reason. I had to pay for the electrician to come out, but that makes sense.

    Some of the reps are difficult to understand. But they’re very polite. The second appliance people that we had come out seemed to know what they did, but we're having the same issue again, and trying to get that taken care of has run on for months. The contractor came to work on a central air, the outside unit. One of the units quit cooling. The day that they came out, they did the assessment, went and got the parts needed, and put them in in a short period of time. The young men were very courteous and knowledgeable. That's one of my best services that I've had.

    I had some stoppage of water in the sink. I also had problems with the toilet and hardware.     My washing machine was backed up and I thought it was a leak in it but it wasn't. My drain was backed up. So, I just had somebody to come and unclog my drain. I called American Home Shield and the computer asked me what I needed it for. I told them that I needed it for the plumbing. They went ahead and took $75 out of my account, set it up and have whoever they recommended to give me a call when it was convenient for them to come out. But I don't like it when they would say they could come between 8:00 and noon. That ties up my entire day. I wish it was one specific time. Also, I hate when I talk to a foreigner. It's hard to understand them because I know that it would go outside of the United States and it's terrible with the service. Communication skill is awful. On the computer service, it's working. But I don't like the computer. I like to talk to a person.

    The only time I had a problem is when the person never showed up and I had to call customer service and talk to an agent. But they changed plumbers. The guy was courteous. And he told me what the problem was. He asked me if I had some Drano. If that didn't work, he told me to call a plumber to get it unclogged. Using that liquid Drano worked. And since then, I didn't have a problem with it.

    I've had to call American Home Shield for my HVAC and hot water heater. It was a million years old and the bottom of it had started to rust in the back and was leaking. I put a request in on a Saturday night, I got a phone call within an hour and the contractor was here at the first available time on Monday. The contractor had to come and replace the hot water heater. The tech was here for three hours because he had to cut into the drywall to fit this extender thing on there. So, it took a bit of time. And it was in an awkward place. But the guy was awesome. He was friendly, helpful, and cleaned up after himself. He explained the whole process. If we had another plumbing issue, I would want him to come out. The heater had been compromised worse than we thought. Had we waited any longer, we would have had a flooded garage.

    A few years ago, a live person would come on and be a lot quicker. Now American Home Shield has this automated system where you put in your information, and sometimes, a live person would come on after that. If not, it's logged in automatically through their computerized system on the phone. It's initially all automated, but eventually, I get to speak with a live person and they set up the work order and tell me who's coming in and their phone number. It takes a while to get them. I preferred it when a live person picked up. But so far, they have been working, and the AC people came out on a timely fashion. They couldn't respond all the time within 24 hours. Sometimes, if it was on Friday, I couldn't get them until the following Monday to come out because they have other things going on. They have a limited Saturday schedule. That's the actual technicians that come through from Smart Choice.

    The AC was not functioning and it kept going down. The contractor came out. They initially replaced a fan motor, and that didn't last long because something else happened. And they had to come back out again on another work order, and decided that they had to change out a part that required taking out the fluid the refrigerant. That cost 600. After that, something else was wrong with it. So, they came out a third time and said that if they replace the unit because it kept failing, I would save money in the long run and not have the complete thing breaking down all the time, especially the next thing to go down was the condenser. That was problematic, and they said that may break down in the next few months. So I said, “Okay. For a long term, maybe it's best to get a better system.” We went with a Rheem air conditioning unit. And they upgraded the fan blower unit on the inside ducts as well, which was not doing well either.

    They did that, and over the years I would have to pay a monthly for the hardware. They came out. They brought people, and they finally professionally finished off the inside, which required more work because it was what they call a pancake unit in the ceiling. That was replaced, hooked up to the new system, the Rheem outside. Now, it's working. It took them a number of times to do it. Things kept going wrong. They fixed something then something else would go wrong. I couldn't understand why they kept going wrong. But the unit was seven years old and it wasn't a high-grade system to begin with.

    The drains were plugged. And the toilet was clogged. I called American Home Shield and told them it was plumbing. I asked them if plumbing was included, they said yes, and they would call a plumber to come out and look at it. They called me and said D2 Plumbing would call me and come out. They arranged a time to come out and look at it, which they did and fixed it. Everything works fine. AHS is nice to have in case something goes wrong with the house and I'm not around. It has been seven to eight years I've had it and I've used them twice so far. They took care of the problems. I would not need them a lot of times. But when I needed them, they've been there. I've had good luck with them.

    I always set my claims up with American Home Shield by phone. I wanna talk to the person and let them know exactly what is wrong. My pool had two issues. It was very difficult to communicate with the guy. Because I wasn't about to pay for two different visits because it's $100. So, I tried to explain to him that while he's there, he needs to look at this, but also this too because it might be all connected. It might not be working. But I couldn't get through to him. I said, "Look, I'm paying $100. If you can, please give me the company's name and phone number." He did. I called direct and I spoke with them. When I talk to whoever is servicing whatever problem I have at the house, they automatically know that, "You know what? She knows what she's talking about." I'm direct. And everybody works well with me.

    The worst for me for is calling and trying to get through. I get frustrated because with the plumber, I wanted to talk to a customer service person over the phone before paying, and it didn't allow me to do that. I have my account number on file. Instead of sending me straight to talking to someone, I was frustrated. Because I requested a service, they automatically didn't allow me to talk to anyone, but they went ahead and charged $100 right away, before I got a chance to talk to the representative. I wanted to do that so I could explain, because I had pictures sent to me, what I wanted them to do. And when I went back to see if I could talk to someone, it never happened and I was frustrated with that because the automatic deal shouldn't take $100. And there should be a button to bypass that and stay on the phone to talk to someone. It's complicated. It seems a lot of work.

    I've had AHS for many years for all my properties. If I didn't like the company, I would have already closed and started with another company. But I don't want the prices going up more than $100. It keeps going up and up for services and I can't pay any more than that for them to come over. Everybody is jacking up their prices. But there's a limit. But the companies that AHS had that go out to the house are good with communicating with the client. The recent contractor did a great job for one of my rentals. He called and took a picture. So, everything was good. He was very knowledgeable.

    American Home Shield is worth having. Even if you don't use it for a year, it doesn't make any difference. They would come out and do their stuff. If they couldn't fix it, they would replace it. Every call I've made to them has been professional. They give me an idea. “This is a call on Friday. Don't expect a call back until Monday,” which I understand. I prefer Dan's Appliance Repair to come out because he has been out to my house several times and it has been fast. I've always been very pleased with Dan coming out to do stuff. He has fixed other things. I had a refrigerator that sprung a leak and the leak went on to my electric stove. That shorted out the electric stove. And the dishwasher and washing machine went out. So, he's familiar with my house. He knows his stuff. He would explain stuff to me. The dryer kept turning around but no heat came out of it so nothing dried. It now works like a champ.

    I got an email and it said something about checking if my HVAC system is eligible for an upgrade so I called them. I got an update when the contractor was on their way with the name of the tech who was actually coming to my house. The tech was very thorough and professional.     Ok! I am a Managing Broker with Coldwell Banker. As Realtors, we are told we must make a home warranty suggestion or let them at least know it is available or we could be liable. Really? I will not do this after my experiences (plural) with AHS (and others). Truthfully, I had 2 instances during my decades of doing real estate where my Sellers had an issue that WAS covered during the listing ... one was the furnace and the other was a roof issue. However! I have had more than one negative experience with AHS, in particular, where they DID not step up to the plate. This last one was the last straw!!

    My 4 yr old LG refrigerator/freezer 'died'. I was not able to get a repair person here for about THREE WEEKS!!! I screamed, "All my food will go bad by then!" I was told to save receipts for ice, ice chests, etc and my rep would work to get me reimbursed. One block of dry ice can be at least $25! I had 6 ice chests and one reserved for freezer items. After 2 weeks with a terminally ill husband and frustration so bad I ended up just eating out or ordering in. I couldn't find food easily in the cheers so just gave up. I couldn't drive almost daily to get ice and the food wasn't staying in a state I would call 'healthy'. In short, I lost almost ALL of it. Lots of money because I am a real cook and purchase items on sale ... high end meats, chicken, seafood, lots of fruits/veggies I personally froze, ice cream, etc. In addition, all sorts of specialty items like capers, sauces, etc.

    I ended up getting my own tech to fix it and AHS 'graciously' offered me $125 for my inconvenience!!!! What an insult!! I will be looking as to who I can contact to 'deal with' this issue. Unacceptable!!! I will suggest to my clients what I will do in the future...put money aside monthly to cover issues like this not purchase a USELESS warranty like this!! I will also be contacting my association (NAR) National Association of Realtors as to how useless this is!! Mama Bear is out of her cave and very angry!!!

    One of the pilots on the stove wouldn't light immediately and the oven would take too long to preheat. Also, the microwave had some electrical issues and it started a fire. I submitted the claims online. I logged to my account and the microwave and the stove fell into the same category. As long as it's in the same category, AHS will tend to both, versus me having to put in the claims separately. They had someone come out who was able to service both of the items. He looked at the microwave and said that he couldn't fix it so he sent it back for a claim for a new one. For the stove, he said they have to order a part.

    It went back to AHS and within 48 hours, they had approved both claims. They gave me an estimate for a new microwave and they gave me the options of picking out something on my own and what I will be responsible for in the end on the microwave, if it was more than what they allotted for. They took care of the install and Haul A Way. That was the longest part because I ordered it. I had to wait for it to come in for them to come install it.

    One time, I had a problem with the roof and a contractor came out and patched it up. AHS was able to get me in within 7 days and had my roof fixed within 10 days. The tech walked me through, took pictures, and explained everything to me. Having AHS is cost-efficient. They have different plans and I can downgrade my contract if I need to.

    Submitting a service request is pretty simple and their website is pretty user-friendly. It's straightforward when it's time to request service and it lists when the contractor has been dispatched and if the service was completed. There was a situation in which a person did not complete the service but submitted that they did complete it. It was for my refrigerator and a person from Strongs Appliance came out. He said it needed a gasket but he couldn't find the serial number. He notified American Home Shield and to my knowledge, the part was sent to him but he never completed the work. I would call him and he would say he was sick and he didn't remember who I was.

    I was calling the American Home Shield to let them know that the service hasn't been completed and it was a struggle trying to get that rectified. They would just refer back to the dashboard showing that it was completed and that he received the part that was ordered. I kept calling asking for the supervisor and the call kept getting escalated. The manager I spoke with put another request in for the work to be completed. Also, she said if what the new contractor saw differs, then I may have to pay out of pocket, but it ended up working out okay. But that was a very stressful process. They need some type of checks and balances to really determine if the work has really been done. Other than that, I have not had any bad experiences with any of the contractors.

    The process has been pretty fine, as well. I just had a service request for my pipe. It was water leaking in my basement. I went to the website, requested a service request, and paid the $100. I received a text message that the service request has been received and the contractor is gonna reach out in 48 hours. The contractor called me to schedule my appointment and he completed the work. I went over to my dashboard to show that the work had been completed and I had to complete a survey. That's typically the process.

    American Home Shield is worth the coverage and I like the customer service. I had a leak in one bathroom faucet, some stoppage in another sink in another bathroom, and a toilet that was not flushing like it should. For the third one, American Home Shield said they did not cover the flange so I had to have the work done myself. All the tech did was replace the part on the inside of the tank with the flushing. For the faucet, he replaced the washer for one side but he didn't do the other side and I had to do some extra work myself to keep from having to pay another service fee. Other than that, F6 Plumbing's tech was very polite and since it was multiple jobs, I appreciate it. He took care of all of it.

    I like having AHS because they come out and do what they gotta do. They put in a new AC when our old one stopped working and it didn't take them long. Then, the ice maker was not working and it wasn't dropping any ice. My daughter emailed AHS and told them. Then, the contractor, JDS Appliance Repair Services, called me to verify it and set up an appointment to come out here. They had to order a part but that didn't work so they had to order another part. They came out a few days later and it worked. I got the paperwork for it, too.

    I have had AHS for about 2 years and in the beginning, I was happy with them. Now I am starting to shop around for a new company. I heard they were bought out by some foreign company in Ethiopia or somewhere and now they suck. There are no American Call centers so calls are taken by agents in third world countries and there is a language barrier. I submitted a service request September 20th and had my dryer checked out on the 25th. This is the second service request. The first was in April. It was determined I need a new motor and timer for a really old dryer. I have gotten no updates at all and still waiting on parts that that were promised the 8th of October. This is unacceptable.

    I'm completely lost in Florida, so I rely on Home Shield to fix things. They know who to send, while I don't. They send people that are good and very nice. I just make phone calls, and it's very easy. They say, "Oh, according to your number, you're a client that's already paid up, and you're an active customer. We'll send somebody right out." Someone comes, finds out what's wrong and fixes it. I pay a fee, and they say all the work is covered. I don't have to pay for anything else. Even the parts that they bring me are covered.     The website is very user-friendly and specific. It gives me a dropdown with the options to pinpoint exactly what's wrong, so that the appropriate technicians will be sent out. I also receive the name and the contact information for the contractor. The most recent claim I submitted is a clogged drain for my AC, and the HVAC contractors were good. The plumbing contractor that was sent out was polite, but he seemed a little young and green. He got his snake stuck in the line and it's still sitting in there. I've deemed my claim not covered, so I've not said anything to American Home Shield. It's a foreign object, so they won't cover it.

    Some of my appliances are a little on the older side and with the cost of everything going up, it was financially more minded to renew the warranty on the home.     My main concern was my toilets were running and weren't flushing properly. But the contractor, High Priority Plumbing, said the water pressure in my home was a little high and dismissed the toilet issues. They put it all on the pressure valve in the home and sent me an estimate. I asked why and they said AHS declined the repair. They don't cover that. AHS told me I could ask for a second opinion but if they found the same thing, then I would have had to pay another service charge. I thought it was a 30-day period and I could still piggyback because this is days within the time the initial plumbers came out and it’s the same issue.

    I still went with the company that AHS sent out because I was trying to be smart about it. If I got any issues down the road, at least it would be with the contractors that my warranty company worked with already. I can at least say that this is the company that they referred me to. The techs had to install a water pressure valve. It’s near the water meter box. You have to dig and put this device in the ground. Since then, there has been a considerable difference. The water pressure is significantly lower and weaker.

    The rollers were worn out on the Samsung dryer so the tech had to almost take the dryer completely apart to replace the rollers. Then, he put the drum back in and reassembled it.     I had a plumbing issue but I found out based on the severity of it that American Home Shield wouldn't cover it. I was a little confused because when I called in and described the problem to an agent, they said they would cover it. It involves cutting into the wall and adjusting some pipes and they told me to call this company. So, I did and told them what they had to do. A representative from the plumbing company said AHS would not pay for it. So, I called American Home Shield back and told them what the company had said. This time, it was a different person, and it was confirmed that they wouldn't pay for that. I was glad I did my homework there. I just wish the representative had thought before they spoke.

    Three weeks ago, I noticed my water heater was leaking so I called AHS. They got somebody out there in a day and the tech looked at it quickly and said it needed to be replaced. So, I got it replaced. I had to pay $1,300 for some parts and labor and AHS paid for the water heater itself. So, I was very happy with that. I saved some money. A water heater may be 1,000 bucks. So, that more than paid for the $24 a month I pay AHS. Despite the negative reviews you see online, I got through AHS every time and was answered, and it was a good experience for me.

    My washer was making a very loud noise. The repair guy gave me an estimated time and day that he would be able to get to me. He came a little earlier than what was expected and got the job done. He replaced the internal parts in the washer. I have another claim that's still open and I got a call from the same contractor earlier today. He will be coming to another property that I have to fix the stove. One of the eyes of the stove does not work.

    I have had some issues with American Home Shield in the past. For instance, I had an air conditioning unit that went out. They were making it difficult for me to get it replaced. They were trying to say that someone had apparently done some work on it prior. They were trying to void out the agreement. I had them look back at their records and see that nobody had worked on the air conditioning but them. In the end, they went ahead and replaced the air conditioning unit. I like American Home Shield. I have a friend that didn't know anything about it. I told her it's a good policy to have because you never know when one of your appliances may go out where it would cost you several thousands of dollars that you may not have laying around at the time. If you have that American Home Shield coverage, you just pay that deductible, and they can come out. If it can't be repaired, then it'll be replaced. It's better to have and not need than to need and not have.

    The dishwasher wouldn’t turn on and I made the claim online on the 13th of September. Then, on the 14th, I called GE and they had a special number for American Shield. So, I called that and they said they'd put me on hold. An hour later, they called and said that they couldn't help me because I had to go through AHS. They called American Home Shield the next day. AHS tried to call GE and they were closed. Then, I called a few days later and AHS tried to call GE and they were closed. So two weeks later, we got reassigned to a different company and they said that they could come out on October 19th to fix it. So, it would have been over a month from my original request. They said to call back AHS if that's not gonna work. So, I did and AHS reassigned it to a third company. The third company called me an hour later and rescheduled it for the next day. So, that brought me joy.

    My window was between 10:00 and 1:00 and the tech texted me at 7:00 and asked what the symptoms were and what was going on with it. I let him know that it wasn't turning on and he said he would see me later that day. I was excited about that. Then the embarrassment came. He got here and asked me to turn off the breaker. I turned it off and turned it back on and my dishwasher came on. He said sometimes it's a lot like a computer where it just needs to be reset. He did some little tests and said it was okay. He told me to let him know if it wasn’t behaving and to send him a video if it was doing anything weird.

    The dishwasher made this weird sound and before it stopped turning on, it got more and more frequent. Two days after he fixed it, it started doing it every three hours, and then just a little bit more frequently. I checked on it and the power was off. I turned the breaker off again and it didn't come on. And then, I turned the breaker off again and it came on. It stayed on and made the sound every few hours. American Home Shield is always super nice and accommodating. The issue is with the lack of contractors because I’ve had frustrations. But I like that I don't have to worry about something going out that's a bunch of money. My water heater went out and ripped through my attic into my second story. This is the second time I've had issues with my dishwasher and I had them fix some faucets. I definitely utilized AHS.

    I was off and on with American Home Shield for a couple of years. They keep jacking up their prices and in different areas, their prices are lower. When I had them on one side of town, the prices were lower and I paid $100 for the service fee. And on this side of town that I'm on, I have to pay $125. I'm not satisfied with the service fee. I was thinking about trying to find something lower. When I first started off with them, the service fee was 50-something dollars. Then it went up to $75. Now, it's $125. So, if I stay with them, they might be up to a $175 service fee.

    I'm not satisfied with some of the parts that I received too. I didn't get a chance to contact AHS about the bathroom faucet that I got. My faucet was longer and the one the tech brought me was the right color but it was short. They've been replacing my parts but you don't get the qualified part. The name brand is there, but they don't give me the standard. But all in all, AHS does good work. They get somebody out here within a reasonable time and the guys come out and do the work. But the last time, the guy didn't quite do the job correctly. He came out to do a recall but by the time he did, I had another job in process. The guy still came out and he said that I needed him to come out again. He would put a notation that I wouldn’t be charged again. Hopefully, AHS keeps its word on that.

    The air conditioner had stopped working and the guy from J&J Mechanical checked it and it was the condenser. He swapped it out and we were good to go. He was awesome. He was nice, friendly, quick and showed up on time. We had American Home Shield when we lived in Galveston County and after we moved and bought a new house, the seller had paid for another company, which totally sucked.     The AC unit fails to start working and for some reason, every time a technician comes, it works. On the last visit, the tech ended up replacing the capacitor. But that didn't resolve the issue. So, I had to call again. The contractor is good and the service is not the problem. The AC is a problematic product. I recorded it and showed the video. But if you can't replicate it in real-time, it's very hard to solve. For some reason, it's hard to put the finger on it.

    The home warranty is a waste of money. It's a borderline scam. I paid over $2,000 for nothing. Every time you wanna use it, it costs you more money and when you say there's a problem, the contractor will do everything possible to put a patch on it as opposed to fixing the problem. I'm still in the process. If American Home Shield ends up understanding that the unit is defective and there are issues coming up, and instead of trying to fix it, just activates the warranty and replaces it with a new unit, I'll be a happy camper.

    I had a dryer that broke and wouldn't start. I went online and American Home Shield said the contractor would contact me within 24 hours. But I got the call probably within less than five minutes, and the tech was at the house and fixing it within 20 minutes. He didn’t have the motor on the truck so he had to leave. He came back the next morning and fixed it. He was good.

    At one point in time, a long time ago, I didn't have American Home Shield and some air conditioning repairmen came to my house. They said that the only thing that they could do was replace the air conditioners. I needed a second opinion so I got a home warranty with American Home Shield, and I was told all I needed was four pounds of Freon. So, it was $22,000 to replace air conditioners or call American Home Shield. The techs came out and fixed it and I've not had another problem with the air conditioner. AHS knows more about what's going on with the expensive stuff than I do because somebody could come out here and rip me off. But they don't rip off the insurance company because they’ll probably lose their contract. I like AHS for being the middleman to pay the bill.

    I had a flood and I called American Home Shield. It was on the weekend. They promised somebody would come. They took the deposit but no one came. And they promised they would get somebody. In the meantime, I had to get somebody. When I called, the person I spoke to laughed at us. At first, I thought I was being punked. We told her, "We're recording this. We're gonna report you." And she said, "Go ahead. I don't care." We did. We never heard from them. No apology. They never returned, at the very least, the deposit. Because when I call, I have to pay my copay before they even talk to me.

    After that, we cancelled our policy for almost a year. Before that, we had some good experiences and some not so great. Which one would expect with any insurance company. But we did a lot of research and they were the best. This was the first time that we used them since we reinstated after a year. We called because we had some flickering lights. Also, our Jacuzzi wasn't working. So, they told us to first make sure that it wasn't electrical. And we had an outlet in the office that didn't work.

    The guy checked the Jacuzzi. It got electric, so it wasn't an electrical problem and he showed us. So, I believe him. He said the next step is to call a plumber. He said the flickering lights was because we had dimmers and the dimmers weren't for LED lights, that there was nothing wrong with them. And they don't pay for him to change the switches if they're in working order. They were. They just happened to be the wrong ones. Because nowadays, everybody uses LED lights instead of the old ones. And the office problem, he figured out what the problem was. The outlet was put in by someone that wasn't a professional. So, the whole thing would just have to be changed. Again, it's not something covered. They don't cover anything that is just not done correctly.

    I'm a little bummed because the guy was nice. He never made any promises. But we asked him how much it would be, and of course, we would pay. It wouldn't be under that.     Since I bought my house in 2004, I've been with American Home Shield and the service over the years has been fine, but sometimes, I come out of pocket more than what they offer. For instance, I had to get the furnace put in. I came out of pocket more than American Home Shield. I had to have a gas pipe put in. They covered the inside, but they didn't cover the outside, so I still came out of pocket. They weren't able to cover all of it because it wasn't in my contract. They pay the minimum and I pay the maximum.

    Other than that, I had to have a plumber come in, and they covered all of that. I didn't come out of pocket. So, depending on the service, they will cover the whole thing. My light fixtures down in my basement are not covered, but they cover the electrician coming out to the house. So, it's a hit or miss. It depends on your contract. I just don't like coming out of pocket if I have a home warranty. I wish I didn't have to come out of pocket so much when it’s a big ticket item.

    American Home Shield keeps raising my price, but I don't have any other choice but to keep them because I do need them. It started out at $50. Now, it’s at $75. It's almost like they're punishing me for using the service. They haven't replaced any appliances and as a matter of fact, I lost money because of them. I called in for service for a microwave. They sent a technician out here only to tell me, “Oh, we don't service this microwave. And Home Shield not paying for it.” The only microwaves they do are the ones that are up under the counter or above the stove and not the ones that are sitting on the counter. I told them it was their fault because I went through the online thing, and it didn't specify whether it was a countertop or a stovetop microwave. They should have specified, “Hey, we don't do countertop microwaves. We only do under-the-stove microwave, over-the-stove microwave.” That was one thing I was pissed about.

    I paid American Home Shield $100 for nothing. I could have been putting $100 towards a new microwave because I needed a new one. I said, “Okay. I'll put another claim in. Use that $100 towards another claim.” They wouldn't do that either. So, I've been a little upset with them. Then after that, the service went up. So, I said, “Damn, are they punishing me because I was arguing?” I went above the supervisor with that, and they still wouldn't help me out.

    I did some claims on my dryers and plumbing, too. They did well with those. Just last week, I did one for plumbing. A gentleman by the name of Ralph came out. The customer service was good. The service was good. He fixed it that day. The dryer claim was about four months ago. A gentleman came out. He fixed it, but it still needed a part. So, another gentleman came out to put the part in, but he did some more work on the dryer. The dryer didn't work anymore after that. I called to tell them that the dryer worked when the first guy came out and fixed it but when the second guy came to put the part in, it didn't work anymore. They were like, “Well, we can't get to you for another week and a half.” So, I had to wait that week. That part pissed me off. Then they sent the first guy back out to come to fix it, and it worked again and we haven't had any problems with it.

    I had a gas leak underneath the stovetop. And when I had that gas leak, I had to call the gas company and they shut me down. It's painful when you can't cook on the stovetop because you have to think about every other kind of way to feed your family. I had no other choice. All I had was the microwave and the oven. So, we did what we had to do for about five days until the United Air Temp folks got here. American Home Shield was the one that set that up for us. So, once they came in, the gentleman checked the connection between the stovetop and the gas line. He just tightened it up some more, sprayed it to see if there were any leaks, and everything was good to go.

    About a day or so right after that, we kept smelling gas. We knew something wasn't right. So, we called American Home Shield back and told them to bring the United Air Temp folks back again. We didn't have to pay American Home Shield again, so we were good to go. The problem is one of the United Air Temp representatives had a bad truck accident. So, that limited the amount of folks that could go out and help you. They were down to maybe one or two people. We've already been serviced by them, so when you do a recall, they gotta stick anywhere they can and that was a bad problem because that was six more days we had to wait. We had to call the gas company back for a second time.

    This time, they sprayed the entire hose and they found the leak. It was a pinhole in the tube from the gas line to the stovetop. We weren't even seeing that. When the gas folks found it, they shut everything off again. There we were again for six days. It was painful. When the guy from United Temp came back, everything was all good. He fixed everything perfectly. So, we're back up and running right now.

    I do not like that I went from $92 to $116 for this next contract. I was very surprised that AHS jacked the price up another $20. I didn't think it would be that much. I understand things go up every year, but that’s a lot of money. For the protection though, we got no other choice. It's best to stay right where we are with American Home Shield.

    I always praise American Home Shield. I've been very pleased with it. This year has been busy with them. We had a furnace issue in the winter. And a couple of weeks ago, the water heater went out. And last week, the air conditioner started acting up. So, it has been a great benefit. Their contractors that are on the program have always been reliable. When we had trouble with our furnace, it happened at night and it was cold.     I've asked American Home Shield to send me a pamphlet or a book on what my policy covers, but I couldn't get them to do that. They said, "We'll send it to you email-wise." I've never got anything. But I want it in a booklet. It's hard for me, sometimes, to pull things up on the internet. The shower door was messed up, and I asked the rep if they covered that, and she said, "No, just the plumbing." Which I did not know. But that's the only thing that I have a problem with. I have been thoroughly satisfied with what AHS has done.

    My washer went out. The repairman came out, checked it out, and said it was not fixable. Bobby was excellent and highly recommended American Home Shield. He said they're a good company. They said they did not have the washer in stock like the one I had, so they sent me a gift card to Lowe's for what the washer was worth. I got another washer, and it was delivered and put in. Everything went very smoothly.

    The faucets on my shower broke and stripped. I called it in with AHS and the next day, the plumbers called me and said they couldn't get here until the following Thursday. I told them that was fine. They came, looked at it, took it all off and went to do their thing, got some new knobs and came back, and fixed it that day. It was hard to turn the water on and off, but it's getting easier.

    American Home Shield's vendors up in the Northern Virginia area are terrible. It takes 10 times to come out to fix something. The last one was an exception to the last eight years or more of their help. They'll come out and fix my washing machine or my water heater 10 times before it works instead of just replacing it. It's torture for the tenants who live there. So, I'm not happy with that, but I can't really afford to take the hit when things come. The good thing is I don't have an electrician and people 3,000 miles away that I know to deal with these things, and they do.

    I had American Home Shield in Chesapeake, Southern Virginia. A lot of times, you get a bad feeling for home warranties. So, I never invested in them before but this one came with the house we bought and they were amazing. All their vendors in Southern Virginia are phenomenal. They get out. They do the job. If they can repair it, they do. If they can't, they replace it. They don't make you suffer with multiple calls and waiting a long time. So I got that for my rental house because I was so impressed, but I've never had that same service.

    They do a great job in Southern Virginia. They are horrible in Northern Virginia. They don't make it easy on you. There are good contractors in Northern Virginia. I live there. You can get tons of good contractors. They're not paying the going rate to get a good contractor. They're not willing to do business up there the way they need to do business. So, I don't blame the availability of contractors at all. It's Northern Virginia. It's the richest part of the country. There are a lot of good vendors there. Apparently, just based on my business skills, I would assume they can't afford to do business up there.

    They aren't playing by the same rules you are. If your air conditioning goes out in Virginia during the summer, you have as a landlord 48 hours to take care of that but AHS will take a week just to get out there just to even come look at it. The only reason that I can compliment them on the last visit was because the particular technician was outstanding. He deserves the credit. I've dealt with other technicians there in the office there and I don't trust them at all.

    He came out and fixed a garbage disposal and installed a new faucet in the tub. He was very efficient and did everything right. He also got the office to send me the documentation so that I have that for my records, which no one else ever seems to be able to do. So, he was very professional and had excellent follow-up. He made AHS look really good.

    The problem I have with AHS is I cannot compliment a technician. I can't give a negative review of AHS, because all of the reviews that they send you are all about the technician in that particular event, and it's not always the technician's fault. It's AHS. I don't want to hammer a technician. I want to hold AHS responsible. I didn't want to give AHS a good review. I gave the technician a good review. I called his plumbing company and told them that I was happy with them. Whenever they sent me a review about AHS, I refused to do it because I couldn't honestly give them a positive review on one event when I'd had so many bad ones.

    At first, I was not pleased with American Home Shield's service. We had an issue with our air conditioner and it took almost a year to get it resolved. It eventually got taken care of. Then, we had an issue with our oven recently that I was much more pleased with. With the air conditioner, we filed our claim and it was eight months before I heard anything, and then it was three months of waiting on a product. Whereas with the oven, I filed my claim and then the next week, a guy was out. Two weeks after that, the part came in and he replaced it. So, within a month, it was resolved as opposed to almost a year for the other.

    We signed back up with AHS because it was the company that we had when we bought the house. They were a lot more customer-friendly. At first, we didn't pay for the service. It came with the house. My Realtor bought it, and the difference is that, now, we're on a monthly installment plan, and so now, they seem to be more invested.

    I had a plumbing issue last week. Prior to that, I had an HVAC issue. The claim process was reasonable. The contractors were always okay and they were able to resolve my issues. The 125 that American Home Shield makes me pay each time somebody has to come up and the $50 something I pay a month covers the repairs. The plumbing was the only one that they actually had to get a part of something and the warranty covered that.

    Right now, I'm not happy with American Home Shield. Prior to them, I had HomeServe. They would send out somebody and I didn't have to pay upfront. The price was also half of what American Home Shield is charging. I reviewed that a few days ago and I feel so disgruntled. This home warranty gets a lot of money from me and they raise the price without giving me a heads-up. After this month, I'm gonna switch. I don't think that company is serving my best interest.

    When I sent in a claim, American Home Shield assigned me to a vendor. But the vendor might be a week out to get somebody out there just to evaluate it and from there, it would take another week to order parts. So I had to argue with American Home Shield that it was a refrigerator and I needed it. I couldn't wait a week just to have somebody come out and tell me what was wrong, and then wait another week for somebody to fix it.

    They were able to get a different vendor, Samer Appliances. The tech came out, evaluated it that next day and then ordered the parts. It took a week to get the parts. But American Home Shield got confused and they sent the job back to a different vendor even though Samer already came out and evaluated it. There was miscommunications. I had to call back American Home Shield and say, “Well, I'm using the same repair guy. he knows what the problem is and he's got the authorization from LG.” I had to call LG because it's a 10-year warranty, but after five years, the owner has to call to get the new compressor. There's nothing easy about using a warranty company like that. But it's all repaired now.

    There have been times when American Home Shield applied a charge when they should not have. When they sent out a pool contractor, I had to call them and let them know that the person couldn't do the work or didn't do the work well and had to wrangle with getting the actual request charged back. But they have been responsive. In terms of when I submit a request for a contractor, there's a timeliness in assigning the contractor and getting them out. So that has been helpful.

    There have been difficulties with customer service with speaking to individuals who don't seem to be very familiar with the English language. It's very difficult to discuss the matters because of language barriers. I have been misinformed of information in those conversations, expecting a specific type of service or that the service is eligible. But when the contractor comes out, they declare that it's not eligible, and then, I'm in the middle of trying to resolve that by saying, "You told me they could come out and do this, and then they're not able to." So that really had been the issue with me.

    My energy company identified me eligible for a free install for a thermostat upgrade and they were gonna send the technicians to do it, but I needed to have the C-wire. It's the electrical wire that's going to make the installation happen. They said I needed to get an electrician out to do it. So I called American Home Shield and I explained to them what my needs were, and the rep said, "Sure. Well, it's electrical, we'll send it." But when the technician came out, he said that was not work that they do under the warranty. It would be an additional charge after I already paid the service fee for them to come out. So we had to call and get that issue resolved because we didn't receive any service.

    When I called American Home Shield today, I had a more positive experience. The communication with customer service was very clear. The rep was able to provide me with a response to my questions very directly and helped me understand the history of the charges were referred to. So I felt understood. The assistance to help me understand what the issue was was very helpful. So today, the rep was someone who seemed to be familiar with the English language and understood why and what I called about. That was a newer experience that I've had in the past.

    American Home Shield is extremely responsive and they send out techs in a timely manner. For the most part, every issue has been resolved satisfactorily. But one issue I had was with the ductwork. Per my contract, my reading of the contract and several other people's reading of the contract, including a third party contractor, the issue that I was having was completely covered. But American Home Shield denied it and they're continuing to deny it because they interpreted the diagnosis from the techs that came out in a certain manner. Specifically, the techs reported there was a cooling issue due to improper design. The techs would not amend their diagnosis to say that it was an improper installer’s design so American Home Shield took it to mean that it was an improper manufacturer’s design, which they don't cover and I understand. Short of getting a lawyer, I can't get them to see that and I am out $7,500.

    They can improve on the appeals process because once they denied it, that was the end of it. I had a way to escalate it but every person that I talked to on the escalation was, “Nope. We're not doing it.” The last gentleman that I spoke with was extremely rude and one of the most unprofessional people I've ever had the pleasure of dealing with, unfortunately. Also, every time I called in, I would have to go through the same spiel and explain everything over and over again. Their customer service people don't read the notes so I would have to start from scratch and spend 20 minutes explaining the situation, them still not understanding what was going on, me getting a little flustered, and then them finally understanding what I mean.

The last guy who came to fix the calcification issue in my water heater explained it in quite detail, and I appreciate it. With American Home Shield, you can make a claim and then somebody comes after a while. It takes a little bit of a while, but you know that the service is going to be high quality, so I'm waiting. When my dishwasher parts were not in good condition, it took a while for the company to call me, diagnose the problem, send the parts and then send someone else. These were staggered appointments. But in the end, I was happy. Claims process-wise, I just pay $100, people come and take care of the issue, and I didn't have to pay anything else.

    My experience with American Home Shield has been a little rough. They have communication issues between them and their providers. For example, I had a service call, and when I called to find an update on the status, the work order was just sitting in limbo. They said the work order was closed out by the vendor, but they haven't reassigned it to another vendor to come out and look at my washing machine.

    When I called American Home Shield, they told me that I had to call the manufacturer and get the manufacturer's warranty. They also told me that I had to get an authorized Maytag vendor to come out and service the machine. I said, “Well, no. That's why I’d hit you because you are the ones who actually replaced this washing machine in 2021. So you guys would have the warranty. I didn't purchase it. It was given to me to replace the old washing machine.” I was already upset because we had our previous washing machine for 17 years. But this one only lasted for about two years because it's been messing up for a while and we didn't realize it. It wasn't agitating properly. We didn't realize that it was messed up until my daughter got a job at a bakery and we noticed that there was residue on the clothes.

    Everything started moving faster once I got ahold of someone in the escalation team. But the front line caller that I called at the help desk there was terrible. They need to stop reading from their script and actually listen to every single word that the caller is saying. Because they were just picking up on keywords and not listening to the whole problem that I was saying. They were very polite. But their understanding of what the actual problem is is lacking because they're not listening. They're attempting to read from their script the entire time instead of listening to the problem. They could solve a lot of their problems without going to escalation if they would just listen to the actual problem.

    The technician came out yesterday and finished the job around 2:30 in the afternoon. Then I got an email later in the day that said, “Hey, your appointment is still scheduled for October 3rd.” But it was already done. I'm still waiting on a response to find out what the resolution is gonna be for my washing machine. Overall, since this is the first problem I've had, American Home Shield is still pretty good. Their app is not updated quickly enough, but it is easy to use. The coverage is good. But I don't like the fact that they don't pay for the Freon. They're only paying $10 a pound. They should bump that up a little bit. I had the air conditioner fixed and it was $800 out of my pocket for just the Freon. That was shocking. They do offer a plan but you have to pay more per month. But they were great as far as getting the compressor replaced.

    I had a couple of issues with the stuff getting scheduled. One of them was the air conditioner, but that took a while because it happened during the end of summer. So I understand that. But the other claims that I filed went pretty smoothly. The technicians are fantastic. Even the technicians at the phone desk are great. Their attitude is great. They're just not helpful on the first level. I'm assuming that it's the language barrier. It’s English as a second language for these people and I'm assuming that that is where the disconnect is. It's not like they're not trying or they don't have a good attitude. They're great as far as that goes. It’s just that they're not understanding.

He came out on the 28th but he never communicated back with American Home Shield as far as getting it fixed. I called American Home Shield asking when is somebody gonna get back to me and let me know when my oven is gonna be fixed. They sent the technician an email and it was a process. Finally, they got another technician to come out who took the part out and fixed it right then and there. My oven just got fixed last week. Communication could have been a whole lot better and if they followed up in a timely manner, it would have been better. But nobody's perfect.     Our washer wasn't working properly. It has a lock on the lid and it wouldn't lock. Because of that, the washer wouldn't run the cycle. I went to the American Home Shield website to make a claim and that was easy to use. Usually, someone contacts me the same day or the next day. But this time, it was two days later that they contacted me. A technician was able to come the next day after someone talked to me. It took the technician about 10 minutes to figure out the issue with the washer. He had a part that he thought was gonna work but it was one of the older models so it didn't work for my washer. He had to order a part. On the whole, American Home Shield does a great job. Their service is very quick and parts are easy to get. Their service specialists seem to know what they're doing. Usually, they get things done very fast. I'm happy with my coverage. Usually, we just use the warranty for plumbing and small appliances.

    The service itself with American Home Shield is not bad, but I get some really bad contractors at times. You get some guys that do their business and they know what they're doing, but you can also get other ones that make you wish you would have just called somebody outside of Home Shield to do it. When I had a plumber redo a leaking toilet, the toilet wound up leaking worse when he left. The toilet almost fell out of the floor. So he came back and re-fixed it. It always takes the plumbers a couple of days to get back to me whenever I have a leak. I had water leaking outside of my house from my shutoff valve in my house and I couldn't get it to turn off. It took them about four days to get there. I called a couple of times back to Home Shield about it, and anytime it's a weekend, you can forget about it. During the week, it'll usually take them about two days.

    I had one contractor that came out and took a picture of the same leak. He then called Home Shield back and said, "Oh, there's not a problem. The customer just wants his valve changed out." But I said, "It's literally leaking water." He looked at the water pouring out of it and then he said it was something that they didn't fix. So I told Home Shield that I wanted another contractor to come and look. Then I got charged again for the second contractor to come out. But they ended up reimbursing me because the first contractor was wrong.

    I also had a guy come out for my heating unit and they told me that I had a crack in it and that the whole unit needed replaced. Then a second guy came out and didn't say anything about a crack. My unit is still sitting there because then COVID happened and I haven't heard back from anybody. The company was supposed to send me the quote to tell me what it was. Home Shield gave me one price on what I was gonna have to pay out of pocket for the upgrades, and then the company gave me something that was almost $1,000 higher than that. But then they never sent me an invoice for it. Right now, the unit has been running. I guess I just have to wait for it to fully break to finally get it done because last I heard, they couldn't get a replacement unit.

    I called American Home Shield when I had running water in my toilet after it was flushed. It was not hard to get through when I called. It was just that you have to keep pounding through to get to a live person because they want you to use the automated attendant. Sometimes, when you're talking to the automated attendant, it doesn't understand what you're saying, and you have to repeat it again. That's too frustrating for me, so I pound out to get a live person.

    When I talk to a rep, I explain to them what happened, and then they have to ask me my name, address, and phone number. But then they ask you to it again. You go through all of that, and then you tell them what's wrong, and then they pick somebody to come out. I wish they could give you three names of companies. So, if it's somebody that you've heard of or if you've seen their truck somewhere, you feel kind of comfortable with having them come. Because it's a strange person coming to your home.

    When the first guy came out for the toilet, I was telling him what was wrong but he immediately started telling me that my water pressure was high and I needed to get a new gauge, instead of me explaining to him what was currently wrong. It made me feel like he was trying to get other things done and not only doing what he was there to do. He let me know that I needed other things done, and that would be an additional charge. He said he fixed the issue but a day or two later, it was doing it again. So I had to call back American Home Shield and I specifically said that I wanted someone different to come and not the same guy who was here before. So they sent out a different guy who was excellent.

    My AC was acting up and the first guy that was here said my drain pan was clogged so he cleared that. That fixed the problem I was having but he took a picture of the pan before he did that and there was oil running all through the water. He said it was from the coil. He asked if I wanna set it up and I asked if it was gonna be covered. He said AHS covers that but AHS did not cover all of it. I had to pay $3,000 out of pocket. Also, the team of people I worked with at the air conditioning company had more dialogue with AHS than I did and I was trying to confirm that this wasn't a scam that these guys are running on me. I asked if the guy was actually talking to them and they confirmed that.

    I was a Realtor for 20 years and American Home Shield was a product we sold for all those years and still do. I've learned over the years that they've cut back on coverage every other year on air conditioning, because that's their biggest ticket item. It used to be that they would replace the whole thing but now, they're nickel-and-diming it. It's disappointing. Other than that, it's been a pretty good thing. It covers garbage disposals and a lot of stuff.

    The burner on my stovetop was not turning on. They ordered all the parts but all of them were not available. So, they replaced the stovetop. But it showed up yesterday defective, so we had to send it back. Sometimes American Home Shield's customer service is very questionable. When I called yesterday about the defective piece that was delivered, they transferred me five times to five different people. I had to repeat my name, address, email, and phone number to all five people. Then somebody finally transferred me to the right person and I'm still waiting for them to call me back about the stovetop.

    When I signed up with American Home Shield, I had GE Monogram. My refrigerator is worth 14,000. Last year, I was capped at only 6,000 for a replacement and they just dropped it to 4,000. So, I don't understand. The prices went up this year from 1,700 to 2,400, but the coverage went down. After this contract is up, I'll seek out someplace else because they knew what I had and it's kind of a blind thing on their site saying, "No matter how old your appliance is, we'll honor it." Another thing is that when I told them what I had in the house, I said I had all Monograms and the rep said, "Oh, that's no problem." If I want a GE service tech, I have to pay $140 each time for a GE service tech for only one item at a time. But if I use one of American Home Shield's subs, I could put three appliances fixed at one time for one service charge, which I was never aware of.

    The services are good. But the problem is the coverage. Most of the time, there are a lot of things that are not covered. I'm on a Gold plan, which is the best plan, but a lot of times I have to pay out of pocket because things were not covered and I don't know how those rules are built in. When we had a partially working exhaust fan, it was not really working good and we still got a lot of smoke. We submitted a ticket last year for that, and the person who came here to repair it said, "We don't cover that. It's only covered if it is completely broken, we could work on that. If it is partially working, we don't cover that."

    There was another instance related to our electric stove. We were cooking food, and it just cracked by itself. But the person who came to our site told us, "This is cracked because someone stood on it." That was really bizarre. He was saying that I was lying, and that someone stood on it and jumped on it and broke it. American Home Shield did not cover it, so we had to completely pay out of our pocket and replace the complete stove.

    When we had a pool pump that was broken, we tried to change the vendor because they were not cooperating. But American Home Shield did not help on changing the vendor. They said we couldn't change it. But the vendor didn't pick up phone calls. He was just replying to the text messages once in a couple of days, and we even had to pursue after it. There was a filter issue as well and American Home Shield was not covering it. So I had to pay out of pocket.

    With the pump, American Home Shield only paid $200 out of $1,000 to replace it. They said that they could not do that because it was stated in California law to not upgrade the current style pump to the existing style one. Currently, the California law is that you have to go on multiport pump. American Home Shield said, "This is California law, so we are not gonna pay for that upgrade. You will have to do that upgrade. We will only pay the base price of the earlier pump that you had." They only calculated it to cost about $200. The replacements were really poor. But my recent visit for the electrical service was good. The person who came recently to check was good. Overall, American Home Shield is a great company. It has a great customer base, and they act fast. But they should improve on accommodating customer's needs.

    Our AC was starting to go out so Integrity Air came and said it was a compressor. They ordered the part and it took about two weeks for the part to come in. They came back and they did a good job. It was a little difficult because the unit is nine years old but they got it working and it's been working fine. The only thing with American Home Shield was I got a call last year and the rep wanted me to pay for my warranty right then on the phone. But I'm always worried about scams and I didn't pay it over the phone. I didn't feel comfortable but I can't say one way or the other if it was really American Home Shield or if it was somebody else. If it was American Home Shield asking me to give a credit card to that person, I don't think that that's a good way to do it.

    Most of the time, American Home Shield is pretty quick getting things done. There were a few times that it was a little more difficult, but we live out in the country, so it makes it kinda hard. Schubert came out and worked on my washing machine. It wasn't getting any water. The inlet had a little filter that clogged up. Since they did the job, it's been doing fine. They also worked on our dryer and dishwasher, and they were very good. But there had been a couple of times that I got a little frustrated with the plumbers that American Home Shield sent out. When I had a claim for my hot water heater, American Home Shield wouldn't pay for the pan that goes under it. I had to pay for it. But everything else was wonderful.

    I had to ask them more than once to allow me to pick the contractor because I did not want a contractor that had a bad rating. It's according to who you speak with at American Home Shield that will determine if they are going to let you select from the company that's within your ZIP code. Some of them will bring it up and some of them will be adamant that they're not gonna do it.

    I had an experience one time where I wanted a company that I had worked with before. I wanted them to come back out to service my AC unit and when I got the AHS representative, she told me that I would have to go with the company that comes up automatically in their system. I told her I know that I don't have to do that and she pretty much hung up on me. She sent out who she wanted to send out. I called back because I had gotten an email with a company that I had not asked for. I told them what happened and they had to cancel that assignment with that company. They saw that I had been serviced by the other company that I asked for and the gentleman went on and did it.

    Recently, I wanted them to look at my refrigerator to make sure there was no coolant leaking. I asked them about allowing me to look to see if the contractor was reputable in my area. The first person I asked gave me pushback on it and told me she couldn't do it. Also, I needed someone that was authorized to repair Samsung. I said they should have some type of list of companies that service whatever the brand is and the rep gave me some company name. She said the company is authorized to service Samsung but then she put me on hold and then she gave me another company's name. Then, she told me that I had to call just to make sure but she thought that the company services Samsung. But when I looked at them, their rating was horrible.

    I called back and the second lady went on and told me what companies were in my area. I looked up every company name to see if they were reputable. We'll Fix It got a really good rating. They came out and the tech was really nice and very professional. He was on time and he had this little thing where you could see how long before he got to your house and I could also confirm my appointment. I liked him a lot and if I need that kind of service again, in all likelihood, I will ask for his company.

    AHS had since gone up on my premium, though. When I called to see if I could get my rate reduced, they told me that they were willing to reduce it by $10. They had just renewed it the day before and I said I want them to cancel it and give me my money back. The guy said they can cancel it but they were not giving me my money back because it had already been renewed. There should be a better rate for people that have been there for a certain period of time. Also, if you're not in agreement with the assessment from the first contractor that comes out, they will send out a second contractor and do a follow-up. But if the contractor’s assessment is the same, then they want you to pay for the second inspection, which is your service fee.

    I had a claim that I put in for my AC unit and they sent a company out. The guy was not thorough at all and he didn't look at the units outside. He told AHS that I needed a new coil but that the door to the coil didn't have all the screws in it, which is not true. The unit has optional screw holes and there's sealant around those holes. There are holes that have never ever been used. He told me that the evaporator coil needed to be replaced but because of the screws being there, it's allowing the vapor to escape. That unit has been there all this time and he is the only person that has ever said that. AHS wanted to deny the claim for the evaporator coil.

    They sent another company out and the guy checked everything. They come to find out there was no problem with the evaporator coil. He doesn't know what the first guy was assessing, especially if he didn't even look at the individual units in the back to see if there were any leaks. AHS promised me that they would not charge me for the second assessment, which they didn't. But I just feel that they could give better coverage for what they're trying to charge. They went up on my premium like $20 and they changed the coverage limit. If my AC and heating unit has to be replaced, they're only going to cover $5,000 of that. The average unit costs between $7,000 and $10,000, sometimes $15,000 according to the size of the unit, and they're only willing to pay $5,000. There's no reason for me to have a home warranty then.

    We had an air conditioning unit that was making a tremendous amount of noise and it was vibrating terrible. American Home Shield sent out a tech who didn't really wanna do the work. He said that the issue was cosmetic and AHS doesn't cover cosmetic. But it was a fan going bad that was causing the vibration. It took a little fighting on my part and I had to battle a little bit with the people that are representing AHS to get it done. Eventually, they replaced the fan motor and it helped. They didn't completely solve the problem because the fan itself needs balancing. They should have done that at the time, but they didn't. The unit still has some vibrations, but not as bad. The second claim was with our LG refrigerator. The tech said it was a closed loop system and that it's still under factory warranty for five years. He said I need to call LG so we did. LG is gonna take care of it, but they got mad. They said the contractor should have fixed it since it was under warranty and they were paid to fix it.

    My initial reaction to American Home Shield when I signed up for them was not that good but the appliance replacement process went well. So, I'm pleased with it. We had a Whirlpool microwave and a dishwasher from GE. And because they're different appliances, the process for each one was slightly different as well as the delivery process. The dishwasher came first and because the property is a general rental, the people who delivered it didn't wanna hook it up. So, I asked my contractor to hook it up. He had to make some modifications to the kitchen cabinet in order to do that and that was a little out of scope for Cost Cutters, the contractor from American Home Shield. The microwave came much later and I had Cost Cutters install that. It went very well and it was professional.

    When AHS set the contract up, they set it up with the home address at each of the two properties, one in Florida and one in Michigan. Despite five tries, I could not get that contract updated. And it said on the contract to call them if I find an issue. So that's stuck in my craw and made me feel almost that I didn't wanna continue with American Home Shield. It looked like I had updated the address and on the profile, it updated the address. But the contract was not modified. So, I contacted AHS several times by phone and I also wrote them a letter but they were not able to resolve it. AHS has lost control of its IT process and doing themselves this disservice. The problem was the sales agent that put the information in. So when the sales agent makes a mistake and nobody in customer service or the customer can correct it, that's a problem.

    I had a leak from one of my pipes and the contractor has been out three different times. They made a repair but it was still leaking after that. So, they didn't completely diagnose the issue. They did not ensure that it was properly repaired. They're still working on it and they scheduled to come back again tomorrow to try to mitigate the issue.

    The service was mediocre and the quality of the contractor was average. They're working to try to resolve the issue but they could have been more diligent. It is essential that American Home Shield bring out contractors that are highly qualified. But they have been diligent with getting the contractor back out and working with them. It just takes a lot of time to have multiple appointments for one issue. I had AHS previously and went to another provider but came back. I appreciate AHS’ willingness to replace items with similar items in terms of value and features. I did not get that from the other provider. AHS is a good company. Out of the warranty companies, they would be one of the top-rated companies.

    American Home Shield is a very good company to have. We've had to use them multiple times and they've been great. All the contractors that they have sent have been very good. So they do a good job of vetting the companies that they work with or get licenses with. I had a leaking washer that leaves a three-foot puddle and it took 10 minutes for the guy to figure out what the issue was. He ordered the part and it took about six days to come in. As soon as it arrived at our house, he was there the very next day to replace it. He was a very good technician.

    It was a good idea to have the part come to my home. You can keep track of it. Other companies order the part and it would sit on the shelf for two weeks. But you know that part is there and you as the customer are waiting to fix the appliance. If the part shows up, you can also contact the company and tell them the part is here and ask if there’s any way that we can get somebody out here sooner.

    I was having a problem with the water in the shower and T&C Plumbing handled it great. They were in and out. They didn't have to buy all the parts and had to wait for anything to come back from the factory. So far, it's been a positive experience with American Home Shield. But I've been with them for quite a few years and the payments keep going up. They're collecting from my checking account a fee of $85 a month and then, I gotta pay another fee when the contractor comes out. It's good using AHS if you're able to call and they're able to find you someone. They have a list of people that they can recommend to come do your work. But with the virus and everything going on, some of the companies have changed and some of them are not doing a great job. I've had companies come and they didn't fix anything.

    I had a burst pipe on my kids' wall and the service wasn't the greatest. I was told to schedule an AM or PM appointment and I said PM, and when I was about 5 miles outside of work about 30 minutes before 9:00, the contractor called and said they were on their way. So, I had to waste a whole day at work. I got home and the kid rolled up, and I showed him where the leak was. After he got authorization from American Home Shield, he cut into the drywall and found the leak. He turned off the water and had to get more authorization for something else. But he got everything done and was in and out in about three hours. I'm just waiting on the drywall repair because it had to stay open for 7 to 10 days. It's been a positive experience with AHS. People should get it. It was worth the time and money.

    You call in a problem to American Home Shield and they get back to you right away. Everybody they’ve sent has been very competent and professional. I had a very good experience with the contractor for the refrigerator when it wasn't cooling. You hope that with AHS, you at least get your premium as repairs occur.

    Getting hold of American Home Shield was not that difficult and I'm very happy about that. The rep told us the contractor that was assigned and the tech called to schedule. He was good with keeping the place clean. He put a blanket before he took out the microwave and said if he couldn’t fix it, he would have to order a part. Then he put everything in place and left. The tech replaced a part and after that, the microwave was still acting up. Out of 100 times that I tried, it worked two times. The rest of the time, it was a similar problem as the last time. There was power but the microwave didn’t start. We had an earlier claim with American Home Shield, wherein if I call them, the vendors typically ask us to open a case again. So, I just directly called AHS and told them it happened again.

    I used to have American Home Shield back in California where we used to live back in 2007. We had it for one year and it was painful to follow through the process and we just dropped it. Then we moved here and we had rental properties so we said maybe we should have it just in case. The renters were calling us so it doesn't hurt to have it for our home as well. But all in all, I have been contemplating if I should continue this service or not because every time I open a case, it's a minimum $100 cost, plus the wait. I might not continue just because I have to call and wait for five days and not because AHS is not good.

    This microwave is a pain because it's something you need. So, I would have thought that it's a microwave kind of a thing and should be replaced just in case. But AHS did not. I'm sure they have a lot of business reasons to not do so. But it's inconvenient for me as a consumer that now I have to spend another $100. So maybe for $300, I would have gotten a microwave. It's a relative expectation, money versus time but I appreciate that American Home Shield has to run a business, too. If you have the patience to wait, they are great. And the biggest advantage of AHS is whatever is my problem in the house, at least I'll have someone to come and get it fixed. I don't have to scramble to find an electrician. I'll just call American Home Shield and they will find a person and deal with it. And at least I don't have to do the research and worry if I am dealing with the right person or not.

    I called AHS initially because my stove wasn't working and my oven had issues. They sent a repairman out and he repaired my oven. He said the cooktop needed to be replaced and they sent a link with some different choices I had for a cooktop. I chose the cooktop, they delivered it, and they had somebody come out and install it.     I had a problem with the other appliance people that AHS sent out to my house. They were horrible. The guy was rude. He walked out of the house. He was telling me something that he couldn't do.     AHS has helped me out a lot. They have good customer service and fast service. They get to you quickly. They always came out and fixed what I needed to be fixed. My hot water tank stopped the heating. The techs knew exactly what I was talking about. They changed four parts of my hot water tank, which was an electric tank, and they fixed it. It was back working again. They did it in 30 minutes. The techs were really clean. They cleaned up after themselves. They were good and very professional. When I told them what was happening, they knew exactly what to do. They went and got the parts, slapped them on and tested everything, and it was done. Everything is good so far.     I've had AHS for three years now. When submitting a claim, the online is much better than the phone calls. You try to call and talk to somebody. It's brutal. It’s very hard to speak to someone to get things done. But the online is good. You can go on there and do that. For the most part, the technicians have been good to come out here. They're hit or miss, though. Some are good. Some are not. But they come out and do a decent job of trying to do the best they can to fix it.

    I don't love always the idea of having to fight to get something fixed rather than a Band-Aid being put on whatever is going wrong. That seems to be an ongoing theme a little bit and that's been my experience with AHS. But our refrigerator was leaking underneath, and the technician came out, determined what the problem was, and was able to fix it.

You select the item that you want, and then you put in the comments of what you think is wrong with it and you submit it. I was given the business name and a contact number, and informed that they would call me. Within 24 hours, I received a phone call, a booking appointment with me whenever I was available.     I use the website of AHS all the time. I have two properties. One of the addresses is incorrect, and I couldn't get them to fix it. It's still under my mother's name who passed away. There are a lot of issues with the website. But the overall submitting a claim part is the easy part. But the rest of it and the maintenance of it are not very good. NW Sundance Services came out and worked on some plumbing. They were fantastic. It was on a Sunday. They called me within a couple of hours, which surprised me. Because usually, on Sunday, there's nobody there. They had called right away and they said, "We can come out tomorrow." I've also had them come out before on another property and it's the same thing. They're a wonderful company.

    I had a stuffed-up kitchen sink and they were able to fix it. The rep was able to diagnose it right away. He called from the road on the way here, which was really cool, just to get an idea of what he was coming into. He said, "I think I know what it is." He got here and he was able to unclog the sink. Some food had gotten down into the trap.

    The first AC company that AHS sent didn't do the right job. The technician kept telling me my AC is good. My AC stopped working and I knew it wasn't working properly and the guy looked like he was doing a favor for me. I decided to not pay my affiliation with AHS. I don't wanna pay $70 a month when they send me a company who doesn't know what they're doing. And I don't have the choice to pick an AC company. We need to use the company they have on the system and the system sets up the appointment. When somebody called me about my payment not going through, I said I decided to cancel my membership. I told the rep I had a bad experience with the company who came to my house the first time I used them. They sent me another company who was here four or five days ago.     Submitting claims was very easy and AHS gave me the numbers and names of the contractors. They contacted me and it was real easy for them to set up the appointment. They came and they did their work just fine. The contractors were very friendly. They explained what was going on, what needed to be fixed, and why it needed to be fixed. They just weren't somebody who came in, silently did their work, and said goodbye. I was more impressed with the second service call for the electricity than I was with the first one, even though it was the same company. The second tech was very professional as far as explaining to me what he was doing. I was very impressed with the plumbing service too. The only complaint I have is AHS doesn't have roof coverage, unless you get the Elite plan. It's $799 per year for the Premium plan and if you get the Elite plan, it's almost $1,000 more. It's a big jump.

    Most recently, I had some issues with my doorbell and it was a fairly quick turnaround time.     The only thing that I thought was odd with American Home Shield is sometimes they would have people coming from further away. When I have a problem I wanna fix right away and they get somebody from further out than where I live, that could be a little bit of an issue. Also, for the hot water tank claim, the first tech who came out told me he didn't think American Home Shield would cover it because I don't have a pressure regulator and they're funny about that. I asked for a second opinion and I had to pay another $100, which I was not happy with. Another guy came and it was the same thing and they denied my claim. That was a little bit upsetting. I had to pay to have a pressure regulator and I had to pay to put the new hot water tank in. That cost me well over $1,000. I thought that was kind of a cop-out.

    I had a washing machine that was here at the house when I purchased it and it started to act up. We had a virtual appointment where they looked at the washing machine and they could see everything on it. Then, they sent someone out with a part, but that didn't fix the washing machine. They sent someone out with another part and that didn't fix it so American Home Shield replaced it. I had choices online to choose one that they felt was similar but I felt they were not as good. And they gave me a maximum of $500. If I wanted to go buy one, it wasn't one of the ones that they were offering me. They gave me a gift card to Lowe's and I went to Lowe's. I picked one out and it cost me $100 on top of the gift card. Recently, I had to have my furnace fixed and they had it fixed within five days. I had a technician come in and he looked at it. He came out with the part and took care of it real quick.

And it was replaced. About another four days, I had a new dryer. I just started having my appliances covered, and I'm not physically able to work on stuff anymore. So having the ability to at least not have huge out-of-pocket expenses, is nice. However, I had some trouble finding my customer service number when I needed to contact them about something, but not related to the last claim I had. I had a question and I couldn't find who to contact if they were covered. But I finally got the information.

    My AC was not cooling so I called American Homs Shield. They sent somebody out to take a look at my AC and answer all my questions. My experience was good but they have to order a whole new unit so I'm waiting. I'm happy about the replacement but it's taking too long to get the unit because it's been about three weeks. American Home Shield is telling me that the unit was ordered and it should be in sometime next week. All in all, American Home Shield is a good home insurance to have. The only thing is every time you call for a problem, you have to pay a $100 co-pay. That doesn't make sense to me. I don't mind paying the monthly fee but we shouldn't do a co-pay.     I did a claim with American Home Shield and they contracted that work out to Phil's Good. A technician by the name of Barry worked on my air conditing system, changed some parts, and got it going. A day and a half later, the air conditioner started not cooling so I called and they sent Barry back out in half a day. He found out what the situation was, changed a part, and got the air conditioner going. Barry was very cordial and knowledgeable about his work. He was very cognizant of coming in and out of the house from the yard. When he came out of the yard, he would put on the foot coverings coming into the house, just like a technician should do. My experience was really good and positive.

    The only problem that I have with American Home Shield is that they have a person who you're unable to understand what he's saying because he's of another racial descent. Other than that, I don't have any problems with the home warranty. Getting someone out in a timely manner was 100%. I told somebody about four days ago about American Home Shield. I told her that if she didn't have it, she could sure get it. She asked me for the number and I gave her that. I tell folks about the home warranty when I have the opportunity.

    My dishwasher wasn't starting up. Submitting a claim was easy to manage. The contractor was professional and straight to the point. I feel satisfied.     I sent in a claim for the AC. I would reboot the AC unit on the outside and then it would come on. The tech came out and he replaced the part and the unit worked for a month. Then they called him back up and he said it was another little thing that was getting stuck. So now we're good. Prior to this, I had four other air conditioning people come out. One said it needed a compressor. The other one said I needed a new unit. But this last guy said he knew what it was and fixed it. American Home Shield's customer service was pretty good. I paid the $75 the first time but I didn't pay the second time since it was within 30 days. I recommend AHS but the problem is that when you have people that come out, if you don't know somebody that's honest that works for them, that's scary. Just like when they sent three other guys and they didn't know anything else going on.

    I had a leak that I didn't know where it was coming from. Pronto came out and the tech said it probably was the drain in my bathroom shower, but also, there was some water leaking from the turn handles. So, he said because it was leaking there and it was such a small leak, it could be that it was also leaking on the back side of it, like on the other side of the shower. So, he replaced those and the water stopped leaking. We assumed that was what it was because there wasn't a leak. But at the time my husband went in to take a shower, a leak came back again. So, it actually was the drain that is in the bottom of the shower where the water went down. The tech came out yesterday. So, I'm kind of in limbo waiting on American Home Shield to see what's going to be covered. But Pronto was very good and thorough.

    I left American Home Shield in the past because of an air conditioning issue. They wanted me to pay $1,000 for Freon that was obsolete in my 20-year-old AC system that needed to be replaced. So I got mad and left American Home Shield for a couple of years. They offered me a $1,500 discount. But in order to get the discount, I had to go with their vendor who wanted to charge me close to 9,000 for a unit when everyone advertised that I could get one for 6,000. So, I was upset about that experience. I wound up just getting a whole new unit on my own. I looked at going to another home warranty company. But I chose to come back to American Home Shield because of the sump pump.

    The salespeople didn't really explain what was covered and what was not on my plan. When my AC broke, I ended up paying so much out of pocket and American Home Shield only sent me a certain amount of tax reimbursement. I paid a service charge to send someone out twice for no reason. I thought the home warranty would save me but I ended up spending more. There are high charges to get someone out. There are all these coverages that are not covered or all these things that might need repairs that are not covered. I wasn't expecting that.

    For my second experience, I had an issue with my toilet not working. A technician came out and he got it working again. He submitted something to American Home Shield and they let me know it was covered. The technician was able to do everything he needed to fix everything and it was great. That guy was awesome. He gave me an explanation and a quick overview of what was not working.

    I submitted my initial request around 14th July. Then American Home Shield submitted a request for a second opinion around two weeks later. Somewhere in the process, American Home Shield lost the second opinion's estimate, and it took almost a month. They didn't get updates from American Home Shield until Nowell, the primary company that did my work, told me, "Hey, you need to call them and ask them what's going on." At the time, I was scheduled to deploy.

    I called American Home Shield in September, and it took me almost three weeks just to get an answer from them to tell me what was going on. I had to call multiple times for them to give me updates. They would just tell me, "Oh, we're gonna push it to authorizations, or we can escalate it. So I'm just gonna give you a call within 24 hours." But none of that ever happened and I had to call them. They told me that it didn't get submitted, but I know for a fact that it did. So I had to call the second plumbing company to resubmit the estimate they provided. Once that was done, everything started moving forward and the process was pretty smooth.

    The contractors were amazing. The first time they came in, they were straight and told me what I needed to do. They recommended repairing the whole system. So they did that and it got repaired. They were very professional. They constantly gave me updates and reached out to me saying, "Okay, this is what we're missing. This is what we're gonna need. Can you call Home Shield?" Overall, it was a great experience for both the contractors locally, Nowell Plumbing and the second opinion company. Their workmanship was excellent. They communicated with me more than American Home Shield.

    American Home Shield has been amazing and the coverage has been great. It's a good sense of security. Some of my work orders were covered by American Home Shield but I still paid some stuff out of pocket that was not covered, which was fine. When I had a plumbing issue, it cost almost $5,000 to fix but I ended up paying around $2,000 out of pocket because there were some stuff that wasn't covered by American Home Shield. But I would much rather pay $2,000 than $5,000.

    The customer service is pretty good. They try to do the most. But when I call customer service, there's not a number I can call to authorizations. All they say is, "Oh, well, I have to call authorization or email authorizations." If authorizations can tell me from their side what they need me to do, the process would have been so much smoother.

    I gotta look at some of the new things American Home Shield changed. The only thing is they don't have an actual app that you can go on and go through your own policy. They would send me emails of my contract. But for the most part, they did me right. Every time I've called them, they sent people out in a timely manner.

    I had some issues with my central air's heat pump. Most AC, plumbing, or electrical people would charge $125 to $150 just to come out, not including if they got to repair anything. The deductible for AHS is 125, so, I'm winning right there. If I had an issue, I would call AHS, and they would pick who they would send out. Which, for the most part, did good work and the companies had good ratings. They came out and did the work on the house. I wish I could pick my own person. But the bills are a lot more than $125, so I'm saving there. It's warm and fuzzy because they cover all of my appliances, my hot water heater, and they even got different packages I could choose from. I could tailor it to what I want to cover.

    It's a lot easier to submit claims on the phone versus doing it online. I go through many options online, while over the phone, my options are less. The contractors show up on time, and would be here to do the job that they were here to do. All the services that they provide are simple. My most recent claim was for a sink where the faucet part was leaking. My son's most recent service was for his water heater that was not working correctly. It flooded his floors and going through all of that was horrible. He actually researched the company that was coming out to do the plumbing work. Based off of the reviews that he read on the company that was coming out to do the work, it was very poor. He had to use them for the work that needed to be done.

    Of course, the reason why you get these services is so you're not paying so much money out of pocket for the work that you need to have done. He needed to have his hot water heater replaced. But in the interim, because of the fact that the old water heater had actually caused the flooding to the floors, he had to have his floors redone. He originally submitted the request in April and finally had the work done in October because they couldn't put in a new hot water heater until the floors were redone. Finally, the hot water heater got put in, but he had to submit another claim in order for them to come out and put it in.

    My experience with American Home Shield has been not that good. When it comes to replacing things, they would prefer for you to keep spending $75 every month or every other month on the same appliances. They kept wanting me to keep fixing the dishwasher but it was broken. We bought it when we bought this house and it was eight years old. I wanted it replaced instead of paying $75 every two months, which adds up to a brand-new dishwasher. When you tell American Home Shield, "Well, can I go buy my own appliance and then you can reimburse me," it was a whole issue about that. They're like, "No, we have to send a technician out to fix it." We have done this three times already. I just said to forget it and I bought my dishwasher. It cost me $300.

    Another claim I made with American Home Shield was for my AC and techs came in. They had to put something on the air conditioner. When the people bought the house, they didn't put a compressor on the AC. The techs knew it was a compressor or whatever it was that was supposed to be on there and they just left. We ended up having to pay out of pocket to get somebody out here to put a compressor on.

    It's been crazy. But we need the home warranty just in case something big breaks down. American Home Shield said I would have to pay $100 and raised my fee. For the last three years, it always automatically started over. They said that this year, I didn't go in and restart my plan so it went up. We're still debating on whether we are gonna keep American Home Shield or not because I can just put that $75 to $100 up myself a month. And if something breaks down, we come out of pocket for everything anyway.

    I've had a few repair people come out for plumbing issues. The office let me know that the truck was on the way and the guys came in, fixed the issues and cleaned up their little mess. They were friendly. But I was expecting to pay the $100 copay and when I got my receipt, it said $125. I was not aware that American Home Shield had gone up $25. Every time I make calls, it’s always the virus. And that can't be three years later. It doesn’t matter what the scenario or who it is, but every time I ask why, not just American Home Shield, but other companies, that's what I get. People need to stop blaming it on the virus and quit raising prices.

    The yearly rate was 500 when I started with AHS and now, it’s 700. That's a big jump. Before, I could pay the whole payment for the year. But now, because they went up so much, I'm having to make my monthly payments. I haven’t had any problems with AHS other than the pricing. It takes them a while to get anybody out here but they’ve never done me wrong. It's just a couple of little hiccups and I'm happy with them.

    Water was dripping on top of the sink and my bathtub was dripping as well and it was stopped up. American Home Shield told me the name of the company, Patriot Plumbing, and emailed me the information as well. I had to call the contractor twice and the second time, there was no communication. The service guy didn't give a follow-up on what needed to be done because I had to call AHS back out because the drip in my kitchen sink was not fixed. The second guy came and explained what he was doing and what needed to be done. And if that couldn't be done, then they needed to replace the faucet. But it was the cartridge that was the problem and he replaced both of them and it stopped automatically. I recommend AHS all the time. I like the accessibility to having someone come out and fix my appliances. The customer service is great and the monthly premium is not expensive.

    My dishwasher stopped working and there was an issue with my gas stove and the range hood, and all of them were very promptly fixed and resolved. The vendor’s response time exceeded my expectation and the only issue I have would be the parts. The technician ordered a panel for the range hood and it’s not here yet. I called customer care to check if I could get the stove fixed at least and they were more than happy to oblige.

    A few years ago, I told American Home Shield’s reps that my dishwasher was not cleaning. So much film built up on the glasses that it would have been embarrassing to serve in them. The plumber ran the dishwasher and it went through the cycle okay. It didn't dissolve the soap and it didn't clean. But he said it was fine. We ended up having to buy our own dishwasher because we got tired of everything coming out dirty. So I resent that. Other than that, the service has mostly been good though not as good as it used to be. We just had someone come out and check a couple of the commodes in our bathrooms and we are not totally happy with the results.     My garbage disposal wouldn't come on and I logged in to American Home Shield’s website to submit the claim. I also had a problem with my washing machine and refrigerator but it was a different category for the garbage disposal so I couldn't add it in. I had to pay a separate 125. It was a simple fix. The guy brought his little tool and I asked him what he did. He said the garbage disposal was clogged with food and he used a little wrench under the bottom of it. It is working now. But the washing machine wasn’t covered because mice bit the wire. These particular contractors are okay. I changed to American Home Shield because I had another company that was sending out contractors that weren't good. I was not very pleased with them. My claims weren't covered and I ended up having to get plumbing stuff and I had to do it on my own. I found out they just didn't know what they were doing.

    I chose AHS because I was talking to them. You hear the news and get emails and you just make a decision to try to make some changes. The coverage seemed to be a little more extended when I was having that problem with my plumbing. And the guy who came out to look at my refrigerator and the washer was a very nice man so I was comfortable.

    On the air conditioning unit claim, the contractor told me which pieces would be covered and which would not be covered and they said my bill would be like 3,000 bucks if they fix it. It sort of defeats the purpose of the home warranty. If it's gonna cost me 3,000 bucks, I'm gonna go find somebody who's actually recommended to me. It took a long time to get AHS to agree to do anything but eventually, I was able to negotiate some dollar amount. We also had a heater that was 100% on its last legs. It was not gonna last the winter. They gave us no money for the heater. They did not replace the air conditioner and the heater. It's a personal frustration with the warranty. On the other hand, AHS works great on things like refrigerators and washing machines that are simple repairs and the process is pretty quick. I can get somebody out within a few days. When something in my washing machine was clogged, they were able to knock that out within a few days.

    In the grand scheme of things, the warranty is not bad but it's not 100% what they say it is. You have to be willing to continue to have the conversation if you feel unsatisfied. But the other thing that I think is somewhat of a challenge is, if I call in, some people are willing to help and some are like end of the road. If you have anything that's a challenge and you get on the phone with somebody who's like, "Nah, I don't think so," call back later and you'll talk to somebody who will be like, "Oh, let me see who I can connect you with and we'll get that right." Although, it may take a few calls.

    The pipes had separated and I had a leak under my sink. I called early on Friday because I was trying to see if the plumbers could come out that day. They weren't able to come out that day, but the rep put me on for the next day, which was Saturday. And the rep said if anyone had canceled, she could have scheduled me for Friday. The guy who came out on Saturday was pleasant and informative. He engaged in light conversation and explained why the pipe came apart. It was a minimum task for him to put the pipes back together. He showed where it had separated and he put it back together. He was done in five minutes. He knew what he was doing and what needed to be done. I live in a duplex and my son lives next door. It was on his sink and I haven't heard anything. So, I'm assuming all is going well. If it wasn't, he would have let me know.

    I ordered the Platinum Shield from AHS which naturally covers more of the items in your house. And it was 125 once the contractor crossed your household. AHS collects their money in advance before the contractor comes out. Being that the plumber only took five minutes, I was wondering if it was worth it. But I signed that contract and I had agreed to that 125 per visit. Maybe AHS could adjust it being it wasn't a major deal. And I'm assuming that if it hadn't been a major deal, it would have been that same 125.

    I call American Home Shield to submit claims and they need some people who speak English. You can't understand them half the time. You have to talk to customer service and tell them what's going on. Then, they send somebody out and take a deductible. Sometimes, they connect you with a contractor the same day or the next day but sometimes, it takes a while and you have to call back a few times.

    I had two claims and one was done in a reasonable time and one wasn't. I called on a Friday and I had somebody out here to look at it on Tuesday. On the other one, I called on a Friday and then, I had to call on Monday. I had to call on Wednesday but I had somebody out here on Thursday. I had a flood and my furnace was out so I needed that. And AHS didn't fix it. They said they don't cover a flood but they took my $125 deductible. I told the lady I had a flood, which was why my furnace wasn't working. So if they didn't cover that, they should have told me so I wouldn’t have the contractor come out and look at something that they were not gonna fix.

    I called for my stove before and my furnace last year, too. The stove took a while. The company that AHS used was booked so I had to wait until the next week to get it. But they fixed the problem both times. The people have always been nice. The furnace person this time around was in and out and had less questions. As soon as I told him it was water damage, he said AHS didn't cover that. But he still looked at it.
