    I had a leak in my hot water heater. American Home Shield called out a plumbing service that came and fixed it within 15 minutes. The tech was very professional, really nice, and compassionate from the damages that I had from the hot water heater. So he was very kind. I did request a copy of the invoice because my insurance company wants a copy of the invoice showing that the services were rendered and paid for so they can then go forward with covering the damages from the hot water heater. Anywhere Plumbing told me I had to refer to American Home Shield. I talked to someone in American Home Shield. They were supposed to be sending that out but they have not sent the email.

    American Home Shield has been great. When we called, they had the tech call us right away. The service person who came out was very knowledgeable and real good. When they had to reschedule him to come back, I talked to the company and I told them how good he was and asked for the same tech. They were able to send the same tech back. So I've referred American Home Shield to a few people since we've had it.

    My interactions with American Home Shield's customer serve was mostly good. But I've had a couple of bad experiences. American Home Shield needs to get all of their customer service back to the United States. Most of them never been in the situation and they have no clue what you're talking about.

    When I call in to file claims, I get ahold of someone super easy and quick. Sometimes, they even show up on the same day. It’s amazing. When I was in Sikeston, it was awful, though. It was hard to get somebody to show up in a timely manner and usually, it takes a few days. But the techs usually get right to it. They don't dilly-dally around and they find out what the issue is and get to work assessing it.

    Also, AHS is affordable. In Sikeston, our air conditioner went out and it was leaking in the house. The guys were able to come out in a few days and diagnosed the problem. They replaced the blower and got everything working. That would have been a huge expense. We also had a claim for the furnace when the blower stopped and they got it fixed really quick. My experience with AHS has been positive, cost saving, and I don't hesitate to contact them when needed.

    We had to cancel our old service and transfer it over to American Home Shield and the previous guy told me what the billing would be was not the truth. So, we had to work through that. He said they were going to give me the first two months free to switch but then we got billed. I had to call back and ask what was going on with that. He said he would have the guy who wrote this up call me back to discuss and he never did. We're just going to wait and see what next month’s billing looks like. So the experience has not been positive. But the rekey, which is all we’ve done, worked out smoothly.

    The dishwasher was leaking. The first mechanic said that some kind of pump went bad and that he said it was okay to use. So I continued to use it, but then it started to leak. The third mechanic that came out said that the inside box was warped. American Home Shield finally sent me a check saying that I need to replace it. So it took four tries to get some kind of conclusion and it was the only thing that was upsetting.

    I have a refrigerator in the house and the wife wanted one in the garage. So we always had a refrigerator in the garage and the top went convex, and then it wouldn't get cold. I called American Home Shield out twice on that and they said, "It's the refrigerator in the garage. We're not covering it." Prior to that, we had a claim for the washing machine. We noticed oil in the washing machine. American Home Shield called the guy out and he came out. He looked at it and told us that something was going bad inside of it, and then said, "You could continue to use it, but it's gonna get worse." So we continued to use it, and then it started really putting out a lot more oil into the clothes. They were starting to stain and then I was told, "Okay, you gotta get rid of the washer." So American Home Shield gave me money to get a new washer.

    The electrical system of the refrigerator was telling the icemaker to do weird stuff and it was telling the water dispenser to shoot water out. One morning, I woke up and my kitchen floor was flooded. The repairman was awesome. He was here five times. He kept changing out different components to see if he could fix it and it was like a challenge. He finally replaced everything he could but it still wasn't working. He was very concerned and I could tell he wanted to get this fixed. He was very nice as well as the lady who worked in his office. She would send him between calls to my house. They were very understanding and I appreciate them a lot.

    We're in the process of doing a replacement now. I went to Lowe's last night and looked. I'm just waiting for the voucher that American Home Shield will send so I can order it. I hope it's online and I don't have to wait. The lady at Lowe's is just waiting for that so she can place the order because they don't have the right size in stock. There aren't many contractors that I’d recommend because they're overwhelmed and they're just trying to get to the next assignment. I understand that. But the guy from Mars Plumbing always made time. I would highly recommend Mars and American Home Shield. I was telling the lady at Lowe's last night that she got to get AHS. They are the best. I have used Old Republic and they are awful. AHS is head and shoulders above that other one.

    AHS is fantastic. They send me other contractors than what they used and stuff and I always get a second opinion through them. Also, they're great because if something is broken beyond repair, they replace it. I had a claim where Integrity Air & Heating came out and they were fantastic. Something in the furnace broke and I've had different companies working on it. One guy took a bunch of pictures and said that oil is spewing in there and this needs to be replaced. Somebody else said the furnace might have to be replaced. But Integrity said they were trying to make money off of me and that he just needs to replace a part. He did and now we have heat. The only thing I didn't like was our dryer replacement. We got a replacement through AHS and we're not thrilled with it. I really liked our old dryer. I wish I could have chosen something different and they had a few more options.

    This toilet was not filling and when I would flush the other toilet, it sounded like this toilet started filling. I didn't know the connection between the toilets so, I just had the repair guy check all three toilets in the house. He had to replace a couple of parts in the main toilet, which was the one that wasn't flushing but the other toilets were okay. He also fixed my garbage disposal. He has come before and he is wonderful. He’s very calm, quiet, respectful, professional and listens to what the problem is. My dad has the same insurance and we want him to be the one to come. He gets the job done. I'm very satisfied with American Home Shield. It's just expensive for me, a single person.

    I had Home Shield before in Woodland Hills and decided to have it again when I purchased a new house with my son here in Oceanside. This time, I am not really satisfied with the warranty. I don't know if because this is a senior park and it's a situation with a mobile home, maybe they are not qualified for it. But I spent more than 300 in just two weeks because every time I called, it was $125. The problem is still not resolved.

    The first was for the toilet and the contractor took forever to come in. I advised them that I work and they needed to let me know at least 45 minutes so my son or I could come and be here. But they never did. They showed up and we were not home. I had to wait another week. The toilet was not running and it was very inconvenient. I told them this is sort of an emergency. Finally, the tech came in and at the end, he flushed the toilet and it was okay.

    My third call was because I noticed that the sink in the kitchen was not running well. The tech came and he said there was nothing he could do. He said he was going to put a word to the insurance and see whether they can replace it or they can send someone else to do it through the roof or cut the pipe under the sink because apparently, whoever owned this place put a pipe and put glue all over under pipe. He could have just cut it and maybe applied a new one but he didn't. He asked me to buy the Drano and we put it. Now it's up to the top with the strong fumes. I'm very unhappy.

    The tech from Air Climate Solutions who came out for the AC did good, though. He changed something in the furnace and he was very careful about the way he came into the house. Home Shield is pretty swift and quick to collect the money and send a text message or email telling me that my claim has been in progress but I am very unsatisfied. I will not recommend them.

    The blower motor and the air conditioner went out and the initial service call was quick. The problem was identified on November 4th and the job got approved on the 5th, and the techs showed up on the 6th. I saw where American Home Shield authorized the part to be ordered but when I called Emerald Coast, I was getting in return that it was AHS ordering the part. I got frustrated and wrote them a nasty little email because we were with this fault for over a month.

    The techs got out here in about a week and I was told that they escalated the claim due to the error. The technicians that came out were great. They were prompt, professional, courteous and efficient, which was good. I've always had a wonderful working relationship with any of the technicians that come out. There was just some confusion on the administrative side. It wasn't an issue on American Home Shield's side. It was more of on the Emerald Coast Air Conditioning side. The claim submission and customer service, overall, was also outstanding.

    AHS wrote a contract and they quoted the price. I paid the price at closing. They came back and said, "We didn't charge you enough." So they went in and took more money out of my account without discussing it with me. They didn't call me. They just started dinging my account. I called them and said, "What are you guys doing?" They told me, "You didn't pay enough." I said, "You got a contract with me." They sent it to whoever they sent it to, and they said they're gonna refund the money. But instead of refunding it, they took more money out. They did it for three months. Until they got what they wanted to make it to the contract level. Because they internally made a mistake.

    I'm not happy with them at all. Then they would send people out there, even though they knew that they couldn't do the work. I called in for three different requests. Two of them couldn't do the work because it was not covered. But they sent them out anyway. Then they tried to charge me $75 for the service call. Fortunately, one of those guys said, "I don't know why American Home Shield is sending us out. We can't do that work." That guy said, "We're not going to charge you." But American Home Shield would and billed me anyway. I had to fight with them to get that money sent back. But they still haven't sent back the money that they stole from my account the first time.

    We had someone come out to change the locks on our doors. That was something we were told we could do for free once we signed up with American Home Shield. The communication was good. After we put the claim in, we got a call that Tuesday to get on the schedule then a technician came the next available day. He gave a window. He came within that window and called to let us know he was on the way. When he came, he was very good. He helped us out with some questions we had. He was here no more than 20 minutes, and we were able to get our key copies.

    We had another company come out for a ductwork. Before they came, we looked at the reviews and all the reviews are bad. It seemed like they didn't want to do the work, made excuses to leave and come back, but they would never hear back from. When the technician came, he went out of the house, came back and made it seem everything was horrible under there. He said that he would call his company, talk to them and he would give us a call back. We never heard back from him. When we called back to American Home Shield, we wanted to see if there was someone else we could use for ductwork, and they said that he was the only person in our area that we could use. We ended up getting it done by someone else.

    I have a side entrance that has a light outside and it lost power along with the outlet. American Home Shield assigned an electrician within not even 48 hours. The contractor called me and booked my appointment. The electrician came just around 6:37. But it took him no more than an hour to go through the house, check the outlets and pinpoint where the breaker wasn’t improperly labeled. He was nice enough to tell me that we would do a quick run through and I could tell him where things were going down. He didn’t label it, but at least he let me take notes too and when he pinpointed what was needed, he kept going through the house and found what he needed. In under an hour, he found what the problem was, and my issue was fixed. He was super awesome and cool. He was a talker and knew his stuff.

    AHS offered a discounted regular check-up on heating and furnace for winterization. I did that and they found that there was a leak and required the furnace to be replaced. They had the contractor replace the furnace and they covered the cost. There were a couple of things we needed to do to the room to bring it up to speed that I covered but that was reasonable. It went rather quick as well. This was all happening over the Thanksgiving holiday and it all took place within a matter of three weeks. Also, the tech was really friendly and helpful. I just had surgery at the time and he was really accommodating. He showed me pictures of what he was doing down there and what he was seeing.

    The plumbing was not working in the bathroom and the washroom. When the wash load in the washroom which is next to the bathroom would drain the water out of the washing machine to dispose of it, it would back up the toilet next to the washroom. The first contractor came out but it's still not working. So I got another company to come out. The first contractor said they had to pull the toilet, and the toilet wasn't covered under the American Home Shield.

    My washing machine wasn't draining. Also, something with the cycle was going on with it to where it'll stop. The tech asked me a couple of questions and said I have to get a new motherboard. But he said the unit is repairable. He asked me if I was covered on AHS and I said, "Yes, I am." He said, “Well, I can put the repair in. We’ll put the part in to get it delivered, but we don't know when it’s gonna get to us to put it back in. But I can go ahead and put the thing in.”

    I got a call last Friday that the part came in. They set an appointment for the tech to come out. He came out on Monday. My block time was between 2:00 and 5:00 and he got to my house at 5:00. It took no more than 15 minutes to replace the part. Also, he advised me strongly to clean the machine out first before I start washing again. Try AHS.

    When I had done some laundry and I went to open the door on the washer, it dropped. I called AHS and getting through to a rep was easy. But most of the time, it's really difficult. The rep told me the service I needed was covered and about who would be doing the repairs. The techs who came out were great and they fixed the door. All in all, sometimes, my experience with AHS was not very good. But at other times, it was great.

    AHS has transitioned over the years. I have six policies with them because I have a bunch of rental properties so I use them all the time. AHS has steered you to use online, which is efficient. There are very few times that I have to call in. I discovered a couple of years ago that calling into the direct number gets you nowhere. There were times where I was on hold for hours. Then I got a call back from American Home Shield and I ended up saving that number, which gets you to somebody quickly. It's not their broadcasted number on their website. I no longer use their main phone line. I use the alternative one that I'm sure I'm not supposed to have. It works. If you call their main number right now, you will be on hold for hours. I've had emergency calls before like a water leak which was causing $10,000 worth of damage in the house and I needed someone now, not in four hours. But other than that, they're efficient.

    I've been using American Home Shield for a while now and the technicians are third party. But they generally call on time and dealing with them is straightforward. It's different though when dealing with AHS. Their customer service, whoever they're using overseas, are nice people and generally know most of the answers to the questions. Their English is good and they get on the same page as you but the accent is thick. Not only can I not understand their accent 70% of the time, but you can't hear them because you can hear the filter going through the system to transmit across the ocean to get here.

    I had problems with my toilet, and the plumbing company came out quickly, but they need to do a follow-up. I'm waiting for that to be done. I had a problem with the second claim for my refrigerator as well. It was outsourced through a division of Sears, and the appointment was made at a distance, at least 10 days off, then it was rescheduled through an email notice without any conversation with me. I had to contact American Home Shield to get a second company to come out and take a look. It took the second company a few more days, but it was quicker than with Sears.

    AHS has been very good this past two years. My JennAir gas stove stopped working. I called them and they assigned me a contractor right away. The contractor called me within 24 hours and set up a time to come, which was two days later. I called on Friday and they were here Monday. A young man got here promptly and got to work. I showed him what was wrong. He quickly diagnosed what was wrong and fixed it. It was an easy fix, but something I had not thought up to troubleshoot myself. He was done in 30 minutes. He was a very polite young man. It was a good experience.

    With AHS, I don't have to worry about all of my appliances. I know I can just call them, pay my $125 fee, and they send out somebody. In the past, if there's somebody I didn't feel was good, I'd call AHS back. They'd send me somebody else. We worked on problems for a good while sometimes until we resolved the issue. I've gotten a washer because my washer was gone. AHS had also replaced our refrigerator.

    I called American Home Shield and told them that there was water that was leaking in my kitchen. I couldn't tell if it was the refrigerator or if it was a plumbing issue. They said it made the most sense to send a plumbing company, Plumb Genius. If the plumber would say that it was a refrigerator issue, then they'd send the refrigerator person. They said they wanted to make sure it was not a plumbing problem first. Tim from Plumb Genius came and looked at it. He said it was not a plumbing issue. He said that they would submit that to American Home Shield. I contacted American Home Shield and they said they were sending a refrigerator person. The refrigerator person fixed the fridge.

    Tim had said that the fridge had leaked and that was why there was water in other areas of the home. I had to get someone to come and clean it up. I asked if that was covered by American Home Shield. He said probably not. I called this company that Tim recommended to come and dry it. When they went in my closet, they said it was a plumbing issue. The copper pipe was wet. That would not be caused by the refrigerator. They said that they couldn't finish drying it until the plumber comes and fixes the issue. I called American Home Shield back. Now Plumb Genius is going to come between 8:00 and noon.

    Everybody's extremely professional. They tried to answer my questions. Tim was extremely helpful in trying to help me understand that I needed to get this cleaned up so it doesn't cause damage. But I'm confused now because if this is a plumbing issue, that's a warranty coverage issue. I relied on the plumber to let me know that it's not a plumbing issue, but it needs to be cleaned up. Now I've got this company that may or may not be contracted with American Home Shield that's drying it all because I was relying on what the plumber said. I'm confused about how that's going to be handled. The problem was overlooked.

    I had claims for the garage door opener and my furnace. Both of the techs who came out for them did very well and they knew what they were doing. They were in and out pretty quickly, too. The furnace guy got it started again, but then double checked it. And because he double checked it, there was a part that didn't kick back in the second time. So he replaced it. I was pleased that he did that, rather than just getting it running and walking off. As for the guy with the garage door opener, he came in quickly and the service was pretty simple for him. It wouldn't have been for me. I pretty much knew it was the belt, so I told him and he saw that it was. He headed out and replaced it, then he was gone within a few minutes.

    One time, I had a leak in my shower and I didn't feel like the tech really went in and did what he needed to do. I thought the leak was fixed but it went on. I had somebody come in and take the shower out before it was rotted out, because it'd been leaking for the last two years and I didn't know it. But that was the only claim that I wasn't super pleased with. The guy who came out was nice, but he could have gone a little bit deeper and maybe realized that I had a bigger problem. Other than that, AHS has been very good about every other thing that's ever happened. They were great about a refrigerator and gave us a new one. They're a little more expensive compared to others and the price has gone up considerably for $25 a month, which is pretty stiff. But that's been the only thing that's caused me to look for some other places that might service as well.

    There was a ground faults circuit that had a bunch of plugs on it that was failing to reset. Started rather sporadically, so we called American Home Shield out to send a contractor look at it and diagnose it. And it was a bit more involved than just an outlet. The contractor came very open-minded, listened to the whole history of the issues I was having. I’ve met with contractors before that were like, “This is what I think it is. So just stay out of my way.” But the tech was very open and listening. And took the time to go through and troubleshoot and not try to rush it. It turned out to be a larger issue. So, he had to do multiple trips.

    I've had several little things that had to get fixed through American Home Shield, especially right away when I moved in last year. So, it was nice to have that service. I had a place to help me find someone to use. Then, they came really quickly and were able to resolve the problem. For me, it was generally not much out of pocket. I just had to pay that $100 fee. It was awesome how quickly they were able to get somebody to come out, which I really appreciated. The one that stuck out to me was the claim for the garbage disposal we had replaced. Somebody came right away. Sometimes, it could take weeks to get somebody to come out.

    Most recently, I had a winter service on my HVAC and they identified that I had a problem with my HVAC. I would never have even known that. The warranty sent emails like, “You should probably do a check.” So, it was like warning me. I had no idea that there was corrosion in my HVAC. Advanced Air was really great. They got to work. They originally estimated a lot of time to replace the HVAC, but they got it done really quickly. They kept to themselves and were really quiet. It was very efficient overall. They were friendly and didn't make a mess. Overall, having AHS is way cheaper than having to pay the whole cost yourself.

    Getting through to an American Home Shield rep was fairly easy. It's two or three things that you have to go through. Overall, it was not bad. We did the fall checkup for the central heat air unit and the contractor found out that the heat exchanger was bad on the unit and the other parts were not in the best shape. He contacted American Home Shield and they sent out a whole new unit.

    The tech that came had been out once before and we knew who he was and what he was going to be doing. We established a pretty good relationship the first time. He completely took the older unit out and put in a new one. Everything has been good. American Home Shield did what was expected and the contractor was excellent.

    When the guy first came out for the washing machine, we didn't have clothes in there for him to look at it. It was shooting water out, but it wasn’t shooting a lot of water out. But when we put clothes in there the second go around, the guy said, “Oh, yeah. Sorry. We got to order a part.” The clothes are washing, but they were smelling sour, and it wasn’t enough water getting into the machine. This last go around, the contractor has been pretty good. But I've been quite surprised of American Home Shield's response. In the past, when you call American Home Shield out, it's like they're just trying to get the contractor into your house, and then they’ll go back and refuse service and say that it's not covered just to get the contractor in the house to upsell y’all some stuff. American Home Shield is hustling my monthly payment. The last two calls I had with American Home Shield have been fairly decent.

    When I first started using American Home Shield, it was fine. My garbage disposal went out and I paid them $65, and then the contractor came out and swapped out my garbage disposal. I don't have to worry about it. I don't have to worry about taking off work or finding time to do it. They took care of it. So when I first purchased it back in 2002, it was a good investment considering I had an older home.

    American Home Shield was better before and wasn’t as expensive. Now, you have to pay $75 for the guy just to come out to look at stuff. It's also hard to get somebody to talk to a person and you have to wait a long time. You could call in a claim, like I did for the toilet, but I couldn't tell the rep about the other stuff because it was automated and she wouldn't take the other stuff. So, I had to call back and tell her that there were other things I needed a plumber to look at. Then, I had to stay on hold.

    I asked for DSL Plumbing, the plumbing company that was here before, and AHS wouldn't send that one. I talked to somebody else later and she told me to mark that I want the other plumber next time. Swat Plumbing’s guy came in and fixed the toilet, and then I said that he was supposed to look at the sinks. He said it was not on the order, that I didn't say that I had sinks to be looked at. I said that it was the order and he said it wasn’t and he would have to charge me if he was gonna look at the sinks. I said that I called and said that it was sinks, that toilet and another toilet. He said all he had was one toilet but he would call.

    The guy called and said, "Okay, we're supposed to look at it." They're always trying to stick you with extra charges, which was what I didn't like about them. They did that last time, too. They wouldn't look at something when they were out, because it wasn't on the order. But the guy from DSL Plumbing looked at something in the bathtub for me that was not on the order and didn't charge. They were very nice. I liked them better.

    We had our hot water cut off on our sink in the kitchen. Then our icemaker in our refrigerator started freezing up. We had to pull it out about every day and pull a chunk of ice out. We also had an electric oven that went out. The guy that came out and looked at it said it was a heating element that shorted out. It sparked a flame, so he had turned it off. We had the plumber come out for sink. His name was Zach. He was a super nice dude, very knowledgeable and informative. He’s gonna put a new faucet in for us. He had fixed the hot water to where we can use it until the part comes in. We couldn't ask for a better technician. He was very attentive to what he was doing.

    We were using our garbage disposal, and there was something in there that was making this racket. I turned it off and tried to stick my hand down in there to feel around, but my hand’s too big to go in there. We turned it off. I called Zach the next day and told him, “I hate to ask you this. Could you have possibly had a piece fall off in there?” He said, “It's very possible that that happened. When your part comes in, I'll take a look at it. If there’s something down there, I’ll take it out.” He also said if something perhaps went wrong it, he would replace the garbage disposal for us.

    It took three days to get someone out for the furnace. But that was because we had a holiday. It did take four visits and two different companies to solve it. Technically, it was three companies. I called the first company as soon as they were assigned, and I described the furnace to them. They said, “Oh, no, we don't do those kinds of furnaces.” So they dropped immediately and they never came to the house. The second company came out twice and tried a lot of things. But they gave up. The third company came out twice. The second time was to install a part that had a crack in it and they resolved it. But this is my normal experience with American Home Shield. I've been with them for years and years. I go through multiple companies, multiple visits, and then we get to resolution.

    The first time I had something go wrong was my refrigerator. It took three months for American Home Shield to declare it deceased and that they could not fix it. I went through multiple companies. Finally, American Home Shield agreed with me that the fan issue that was causing ice to build up in the freezer could not be fixed. So I'm accustomed to the fact that the first company is the wrong company and the second company will try and they'll fail, and then it may be the third or the fourth company before I get any answers. It is a pain to deal with. You have to invest time. But the service is valuable. I don't know what it would have cost me to fix my furnace and call up people on a holiday, and it took a long time to diagnose. But it was $100 deductible to fix it.

    We decided to have an inspection done before the winter started coming in. We would turn on the heater, but it wasn't that warm. And there was an American Home Shield advertisement for, “Hey, have a home check. Have a system check before the winter really comes in. If you want this, pay now. We’ll put it through your card that you have on file. And for $75, they'll come and they'll do this, this, and the other thing." So, we did.

    When the contractor came the first time, they said, “There's this piece that needs to be replaced. That's why it's not kicking on and staying on as it should. But we don't have the piece. We need to get the piece.” On the inspection for preventative care, they found that piece only needed to be replaced. So, they came in a few days later and replaced the piece. And when the tech left, the thing shut down. So, he had to come back and look at it. I don't know what he did, but it ended up staying on. And it's working okay.

    The thermostat is not talking to the unit and I have to unplug it in order to turn the fan off. But the unit still works. I called American Home Shield and they sent out Right, LLC. The gentleman who came said that the motherboard needed to be replaced. But then he said an upgrade on the gas pipe is needed and alluded to the fact that the house should have never passed inspection, which kind of steps on the toes of my realtor and the inspector who came out. So I still haven't gotten it fixed because American Home Shield said that I have to pay the $900 recommended repairs. Otherwise they won't get the motherboard replaced. So I'll pick it back up this week if I can.

    Other than that, I feel like the contractor is trying to gouge me and that the upgrade is something that doesn't need to be done. I'm not happy with American Home Shield either. They outsource the customer service to India and those people can't help you if it's not on the script. I've talked to three people regarding this issue and all of them were snippets and rude almost. And I don't like being told what I better do with my money. One gentleman told me that I have two options. He said that I'm going to have to either pay the contractor the $900 for the recommended service or I was going to delay the repair. He also told me that I could get a cash out for the repairs, but he was not able to tell me how much that’ll be. Then, when I asked for a second opinion, they told me I would have to pay an additional $75, which I'm really not that upset about. But if I'm going to pay annually for the service, why am I doing all this legwork? So, I'm not going to stay with American Home Shield.

    The contractor had a rekey service through my warranty and it was $100, which wasn’t bad and I booked it. American Home Shield took care of everything else and the guy came out. He was a nice guy and got there when he could. I told him I have to leave for work soon because he came at the end of the time and he got it done within half an hour. He did a good job. I had the front door, back door, garage deadbolt and doorknobs done. It's hard to tell with the cold weather if those locks stuck together. I’m not sure what’s going on with the garage door and I thought about reaching out to the people from Galesburg that did it. But besides that, I haven't had issues. AHS picked great people for me and it went well.

    American Home Shield has sent out three technicians for a leak in my ceiling in my kitchen. More often than not, it's been frustrating with their customer service. It's incredibly hard to get ahold of a manager. This leak that I've been having has been going on for at least a month and a half now. I've asked for it to be escalated twice. When I ask to speak to a manager, some customer service agents say it'll take either 24 to 48 hours, but no one calls me. I've connected to two managers at this point. Some of them say that they don't have an escalation department, but some of them say they do. It's very confusing.

    For the most part, it's been frustrating in terms of trying to get support then paying multiple times for the same ticket. I've had to pay multiple times for the same reason because I've asked them to switch providers because the provider that I'd been working with had been non-responsive. I don't feel like looking for my own plumber. That was the reason I got the home warranty. At this point, I've put in $300 when it's all for the same reason and it's still not fixed.

    The dryer wasn't spinning. According to the technician, it needed a new motor. He fixed it and he was great. I normally call American Home Shield when I have a claim and the process is really good. But when I put in a claim for my air conditioning on the portal, there was not a spot to put that I have two ACs. But there's a spot to put that you have multiple toilets or other things. So I did the claim and then they said, "Oh you need to pay us another $100 for the other AC."

    TBL Appliances, the contractor, came for the microwave, which had a spark and caught fire. They had to replace it and I was impressed. They did it the same day. American Home Shield’s contractors were great but I had one where I had to complain they said they were gonna take the people off of their list. The experience was horrible. It took almost four months to fix my refrigerator. I had been telling the contractor that it was the compressor because I've had that problem in another refrigerator. These people came to my house for about four months and never fixed it. I ended up calling LG and they came over and said that I was the compressor. They would be ordering the parts and they would be out. LG fixed it in less than a week.

    AHS never fixed anything and the only thing that they could offer me was to waive the fee on my next service repair. I had to do it then because if I did it later, they wouldn't have honored it. It's always very difficult to do business with them and they're saying that they'll replace, which always end up almost coming out of pocket with additional fees, and I don't know what that's about. But when you go to the other home warranty companies and look at what they have, they're not offering anything differently than American Home Shield and I figured I'm just gonna go through the same thing with them.

    AHS’ guarantees are not all that great to replace your appliances. If I tell them I want to cash out and I'll just go buy my own appliance, they want to give me the value of my appliance that I had, which you have had for a while so they depreciate in value. And with the way that prices are now, they don’t give you a fair market markup to accommodate. I had to buy a new dryer and I ended up spending about $700-something for that dryer, but they only gave me about $300. In their policy, if they say they're gonna replace something, they replace it. But what they wanna do is get you the cheapest model available. But I didn't have the cheapest model available when I called them when my appliance broke.

    The only thing I like about having AHS is because I'm a single female and if something breaks at my house, it has to get fixed. Other than that, some of the contractors that they use are suspect. I don't know who they are and where they come from. I just use AHS because I need to have certain things fixed in my house. Also, half of the time, when you talk to somebody over there, you can't understand anything they say and they can't understand what you're saying. So, it's always difficult to get anything done.

    The contractor for the refrigerator as well as the one for the disposal were great. But the plumbers have been hit-or-miss. They usually have to come back several times to make sure that it's fixed, but I always place another claim if it's not. Even when something doesn't go right and you place another claim, the contractor comes back and you don’t get charged. So, my experience with American Home Shield’s services have been very good.

    I've always had some good success with AHS and I haven't had a bad experience. So, I would definitely encourage anyone. I've even encouraged my daughter, when she buys a home, to do the same thing. You’re always responsible when it's your home versus an apartment. So, it's nice to have that assurance that you have someone to call and you don't have to find someone. Often, the hurdle is who the plumber is, who is the one that can work on the appliances, who can fix your fireplace or your garage door. So, there's a lot of good that comes from AHS because I wouldn't have known any of those as a new home buyer. I've been here for 10 years, but at that point.

    In 2017, the furnace went out. American Home Shield replaced the whole furnace, which can be really expensive. They pretty much took care of the whole thing. Connett came out recently for the furnace. The furnace was short cycling. There's a flame sensor thing. Apparently, they recommend it be cleaned once a year, and I didn't know that, so it hadn't been cleaned. It had gone bad. So, they replaced it. I put the claim in on Sunday morning, and Wesley was here Tuesday morning. He was so nice and so professional. He was awesome. The claim submission process was really easy.     Everyone I talked to was very nice, but there's something wrong with the system that is not working. This is the first year that we're using American Home Shield, and this is the year that I'm gonna decide whether I wanna go on or not. Right now, it doesn't look good. We have a water heater that is not working. It just randomly shut off. So, I called AHS and explained what was going on. The breaker tripped off. So, I turned it off and turned it on, and it started working. But the next time it didn't work. AHS said they would assign a plumber. The plumber called me and I explained him the same thing. He said, "Oh, this is not something I can do. This should be something related to the electricity, because if it is shutting off, there's nothing I can do." I called them back, and he also reported that way, saying that there was nothing he could do. It should be an electrician.

    AHS assigned an electrician. He came and checked it. They put a brand-new breaker, and started working with it. And they said, "If it trips off again, that means that this is not related to the breaker, because it's a brand-new breaker, there's no way it will happen. So there will be something wrong with the water heater, and you should actually change your water heater. It seems like this water heater is not working right. It's just constantly tripping off the electricity. I did what I can do, and now, just the water heater is not fixing, so we need to change the water heater." I'm just waiting on who's gonna decide what to do about it.

    I talked to two different representatives, and the first one said, "Okay, I'm gonna follow up and I'm gonna call you back." She never called back. I called again, and I talked to another one. She said, "Let me call right now so that I can give you what is going on." She called and talked to the electrician, and she returned to me and said, "The electrician's saying exactly what you're saying. He said he did whatever he can do, and he cannot do anything. But we cannot move on until he finishes his report. He needs to send to us the official report so that we can give it to the plumber. I will assign a plumber, and the plumber will come."

    I said, "The plumber says he cannot do anything, and then he referred to an electrician. And now, electrician say he did whatever he can do, and he cannot do anything anymore, and now you're trying to assign another plumber to me." All these are happening, and it has been a week. I don't have hot water in the house. We are not showering for a week now. So, it's getting very upsetting. I'm gonna stop doing this, and I will just go on buy myself and pay everything for it.

    I did a self-clean and then, everything went out. And the oven door locked and I could not get it open ever again. I tried resetting it and everything possible but it just would not open. This was the Monday before Thanksgiving so I did not have an oven before Thanksgiving. When I called American Home Shield, they sent a technician out to take a look at it and he determined that it could not be fixed. American Home Shield replaced my stove.     My wife was using our Whirlpool jetted tub for therapy for her knee. When the switch went bad, American Home Shield solicited Steven Mills Plumbing out of Jacksonville, North Carolina to come out. They sent a technician out and from his diagnosis, it was the switch. He took my switch, never brought it back, and said he was gonna order one. But I never received the switch. Steven Mills Plumbing sent another technician out. He took photos of the unit and said they could fix it. Two weeks later, Steven Mills Plumbing called, contacted American Home Shield, and said they could not fix it.

    Two weeks ago, American Home Shield contacted me and told me that they could not find a contractor. They wanted me to try to find one and I either pay out of pocket or have them contact American Home Shield. The contractor will the fix it and the home warranty will reimburse them. I was not to go out over the 50-mile radius. The 50-mile radius is not good. There's no one here in Greenville that can fix it. I can't call in Raleigh, North Carolina. I contacted American Home Shield two weeks ago back and told them that. I therefore told them to find someone or replace my whole tub. I submitted the claim to American Home Shield on the 19th of September. It's over two and a half months now that my tub is not fixed. If I wanted to sell the home, I can't sell it until my tub is fixed.

    Another thing is I barely can understand what 50% of the people that I've talked with in trying to rectify my problem are saying. A lot of them have a thick accent. A lot of them are also working out of their homes. I'm a very effective listener. I heard kids crying and dogs barking. When I asked to speak with a manager, I was told, “I will have to send the information forward for you to speak with the manager because I'm not at an office.” This has become very frustrating. American Home Shield has people working for them that are incompetent. They're just receiving a doggone paycheck.

    When we were in Goldsboro, we had a Sub-Zero refrigerator. It was one of the biggest ones you could purchase. When something went wrong with it, there was only one person in Goldsboro that worked on Sub-Zeros. American Home Shield told him to replace whatever the refrigerator needed. They were good about having the technician do that. The guy replaced about everything and told me, “Man, you got a new refrigerator.” The refrigerator then was over $10,000.

    When we have an appliance or something go out, instead of us calling a service provider which usually costs us hundreds of dollars, we can be assured that we get a contractor that's been approved by an agency and we only have to pay $75. That is a benefit of having American Home Shield. Right now, we're having a water heater problem and our water heater is being replaced for our $75 deductible. All the contractors that have come to our house say that we've got a really good home warranty program. It's good when you have a contractor that thinks that they're working for somebody good.     I have about six policies with AHS because I have rental properties and I have them for 20 years in my own home. Occasionally, they'll fix something that's major and that's great. But lately, I've noticed more and more that I have to ask for a second opinion, then the second opinion fixes what's wrong. I also found out that if they have decided that they do not want to fix something, they will disqualify it from ever being fixed until you can prove that you have fixed it outside of the plan. For example, I have an old refrigerator and the freezer motor wasn't working properly. Somebody came out and he said that the outside door was bent and it looked like it was abused. But I told him that we've never moved this refrigerator at all since we moved into the house because it's a built-in. He then said that he couldn't fix it and he went away.

    But the refrigerator ran for several years again, before the same thing happened. It turned out that this was a fix that they couldn't reach. But why would somebody who's subcontracted with AHS and would get, presumably, a fair payment for a fix that they would do, call out abuse or misuse or say, "I don't have access to something"? I don't understand. Maybe they're so busy that it's easier to get money for just the first call and they get a fee for coming out and assessing a problem.

    I have also found people who have misdiagnosed the problem. For example, they told us that the work we needed on the dishwasher down in one of our rentals was not covered. The frame was bent because somebody tried to pull it out or put it in. I came back down there and the only problem was they couldn't get the door to close, but that was because one of the screws that they put from the top of the inside of the dryer to the countertop to secure it had come loose and was hanging down. So, it was blocking the door from closing. I took a screwdriver, screwed back the screw in, and it was fine. But American Home Shield was going to disallow the service because the man who came out said that the frame was bent when there was nothing wrong with the frame.

    We've also had several contractors who have come and tried to upsell us. One said that our garage door opener wasn't working properly, but that was because it was too light for the size of the door. And for only $437, they could fix it. That has happened quite a bit and it has happened when I've had tenants who would go ahead and do it without getting my authorization.

    Within the last month, I had a claim in my house where somebody came out. We had a torrential rain pour, which is unheard of in Southern California and we were walking around in six inches of water. And two of our circuits in the circuit breaker box flipped off. After it dried out a little bit, I could get one back, but I could not get the other one to flip back. The tech looked at the box and said he flipped all the circuits and he was able to get the other one back because it had dried out some more.

    Then, he said we had a short and that he had to go get authorization for it because it was a little more complicated, and he'd get back to us. But he never did. American Home Shield then sent me a nice email saying that they've disallowed that because he said our circuit breaker's exterior box was damaged and that the circuit that was shorted out went to power was outside the box and outside the periphery of the foundation of the house. I told them that wasn't true, that our outside power was working fine and I don't think any of the circuits in that box happened to go to that. But even if they did, it was not the one that was broken. I also told them that I'd send them pictures of the box.

    Then, I asked for a second opinion, so another company came out and they couldn't find any shorts. They found two circuit breakers that were turned off, but they weren't shorted out. And when they turned them on, one of them we couldn't find what it went to. They also went to some inside lighting that we never use, two outlets that were under the bar in our family room and on top of the bar had been built into the surface of the counter. They said that they were working fine and asked us if we wanted to leave them on. I told them to turn them off because we never use that stuff. So, they left and everything was fine.

    Last year, my old dryer was making a horrendous noise and I had somebody look at it when he came out to look at the dishwasher. He said he couldn't gain access to it. But the dryer is a free-standing machine and you can just pull it out. So, I asked for a second opinion and when the guy came out, he took the machine apart and it was some part that was causing a problem. He said he'd get the part and come back and replace it. He did but then, it still was making noise. He came back again and said that there was another part that was not working right and that he forgot about it. And now, he fixed it.

    So, the experience depends on the tech. There are a couple of companies that have come out to our house over and over, like Active Appliance, and I will never have them come out again because they've disallowed a dishwasher, the dryer, and the refrigerator. Then, somebody else would come out if I asked for a second opinion and they'd fix things or they didn't find a big problem. What saves me is we have a local sales rep and when I have a problem, I have reached out to her and she connects me with a senior resolution specialist, then they are usually able to get something done.

    At another rental that we have, the air conditioning wasn't working at the end of the summer and we had a real heatwave. Somebody came out and they said that the condensate lines were causing a problem and that they should have been cleaned out, therefore, it wasn't their problem. We asked for a second opinion and when the second opinion company came out, they said that the problem wasn't just that. It was something else. And the pan that is under the condensate lines but American Home Shield said they would only cover $400 of a $2,700 repair.

    The resolution specialist said to talk to the tech who came out who was from some company called ClimaTech. But I called and called and left three messages for them to call me back and explain what the extent of the repair would be. I just wanted to know whether it would leave any damage because the part of the system that they were going to cover is in the ceiling and this is a condo apartment. But nobody ever called me back. They assured me that the tech who would come out would call me back and they didn't call me back.

    Finally, I got an independent contractor to come out and they said we needed a whole new system for $14,000. I paid for it because I couldn't get ClimaTech and I couldn't get the senior resolution specialist to get in touch with ClimaTech again, so I just gave up. When I asked the company that fixed it whether there was an air mover or an air blower that needed to be replaced, which was what the company that worked for American Home Shield wanted to replace as part of the fix, I was told that they don't use those in condos and that they use fan coils.

    I also noticed that AHS used to cover faucets and some lighting fixtures but now, those are off the contract. When they used to cover faucets, I had somebody who tried to sell me a faucet that was a $400 faucet when my faucet broke. When I asked if I could just run out to Home Depot and get a $70 faucet, he said he had one of those that he could put in. So far, I've seen things change in American Home Shield and I'm really happy when I can get a second opinion where somebody comes out and says they can fix the issue or they don't see anything wrong. I've done that over and over for both the rentals and for our house. I don't take no for an answer and if two people tell me no, then I'll pay the extra $75 for that opinion.

    I had a dishwasher, which I finally replaced, that I couldn't get the door to close. Something had sprung on the door and the first guy who came out from Active Appliance, who I no longer allow in my house, said that something has sprung on the door and he had to get authorization to fix it. Then, I got some sort of letter from AHS saying that he said that we must have put something heavy on the door when the door of the dishwasher was opened. Who would put something heavy on a door while you're trying to unload or load the dishwasher? So, we called somebody else and in 10 minutes, he came out and fixed it. He said that a metal piece that attaches to the spring and the door had come loose.

    So far, I have gotten some major things fixed over the years like when AHS had to replace an air conditioning compressor. Right now, we have somebody coming out because we have intermittent heat coming from our furnace downstairs. I've just called and they're going to send somebody out I've never heard of called Tempest Heating and Air, which doesn't sound really promising. But somebody came out four years ago and fixed the same problem. Something had come loose and it was an easy fix. Aside from that, you get responses immediately to emails from American Home Shield's resolution people, they understand what the problem is, and they're immediately interested in getting somebody out who will diagnose correctly. The resolution specialist department is really one of the best things about American Home Shield.

    We had a crack in the bathtub and there was leaking into the ceiling in my dining room. A tech got out here within the next day and looked at it. He was fine but there was nothing he could do. I called American Home Shield and they said the claim was denied. I would have to pay for a bathtub. I wish they would just pay for my water damage.     The cost is going up too much. When I add up what I pay in total versus how often things break, it's almost the same as when you say you don't need their service at all, and you'll just pay out of pocket. It took six months to get a microwave. The vendor that they used was a joke. We live in the country, so getting out here is a drive. They say they’d show up but didn’t a couple times. Then they showed up but we didn't hear anything for a month. But for the washer that went out, the experience was A+.

    As for the vendors, you never know what you're gonna get. American Home Shield might want to tighten the screws a little bit on who they choose. As far as their communications go, I give them a D-minus, at best. Every freaking year, they send me a statement to pay the entire year. It's almost the left pocket isn't talking to the right pocket. The receivables team knows we're gonna be paying monthly. But another team hits you up with a full year. Then you got to call and say, “No, we want to continue. Everything's fine.” One time, I screwed up, and Karen didn't know and paid the full year. For a couple of months, I paid the monthly fee. I had to get a refund. That was horrible. Sometimes you call them up, and you can't understand what the people are saying. They're farming it out to an outside country. The dialect isn't right. If American Home Shield cleans up a little bit of communications and does a little better job on who they choose in their partners, they can become world-class.

But on my first experience with American Home Shield, I had issues with the air conditioning contractor. They had to come out at least three times and I didn’t feel too good about that. Also, AHS charges you before the technicians even come out to your house. They should charge you after. But I’ve saved money overall by having a home warranty.     I’ve carried AHS with me for a good 15 plus years. Then I sold my properties and rented for a while. Then I went back and bought another property and had AHS again. I sold that property, and when I bought this property, the seller wanted to go with another home warranty. We went with the other one and had them for a year.     I like that American Home Shield comes in and replaces anything that could be broken, and if they can't fix it, they'll replace it. Like they did with the heater, which is great. But if they replaced it and still didn't work, that's out the door. The first visit, the tech decided we needed a new heater. He went ahead and they ordered it. He came back and put it on but the water was still not working. So we called him to come back and check. They replaced the upper left element because it was burned. And this is a brand new heater. But it still didn't work. The hot water wasn't coming. It was only for a bit. And it went away. The tech came back and said there were some cables loose on the heater. So he went ahead and patched it up with tape. He showed me pictures of what he did. One of the things were burned.

    I called back and told him, "I'm not happy. Just replace the whole heater. I'm not going to start off with a brand new heater, and it's going to be all messed up." So, they told me, "You have to take it up with the heater warranty because they just replaced it and it's under warranty." I'm tired of tired talking to them, because they said, "I told you. I can't do nothing for you. It's now in the hands of the heater's warranty." So the tech relayed that to AHS. And they said, "You keep calling, but there's nothing we could do." So in other words, they put it on. They left. It's still not working.

    I took advice from some other people that said how you know it's working or not, you put on the hot water. Turn off the water from the top of the heater, and if it comes back hot, that means the heater is working. But if it doesn't, that means that you may have a leak. So I don't know where the leak is coming from. I called AHS, "Can you please figure out why all of a sudden I had a leak after they replaced it?" And they're just washing their hands off it. So I'm not having a good experience with the whole process. I need a plumber to come to see where the leak is coming from. Did they cause the leak? It's a mess. I wanted to drop the insurance. I'm so stressed.

    We had an issue that said our heater wasn't working attached to the air conditioning unit. When the vendor that American Home Shield assigned came out, they found a short and they refused to do anything else. So American Home Shield switched it from an HVAC to an electrician. He came out and did the job. But whatever he did wasn't enough to complete the process because the HVAC vendor came back out and said, “Well, he did the work right. But there was only one leg, which is 120 volts. And it needed two legs.” They couldn't finish it, so then they had it transferred back to the electrician. They finally came back out, fixed it, and put another leg in of electricity. Then the unit worked, and it's been working.

    The very first time I used American Home Shield, I had a lot of problems. It was for the air conditioner, so I expected problems with this claim. But they handled it right. They went from one vendor to the other pretty quickly. I was pleasantly surprised. Right now, everything's working fine. I'm glad that we did have American Home Shield for this.

    Once I call the reps, they call someone for me to come out. The contractor did a beautiful job. They fixed the unit the same day. The technician that I ran into was very pleasant. The problem that I'm having is with American Home Shield. When you need something done, it takes too long for them to come around for you. You can call out for something. But after they get your money, they drag their feet. You pay every month for stuff to be done. And how often do you get your stuff break down? I'm thinking about trying to find another company. And I’m not the only one having that problem.

    I have two open claims. One just was completed, which was a repair on my washer. And one we're working on with my HVAC system. The washing machine claim, American Home Shield got somebody out here within four days. They did the referral same day, but the company couldn't get out here right away. That was within four days. They had to order parts. It was approved within 48 hours. Parts were ordered. And the unit was repaired the following week. So start to finish, it's nine days.

    The HVAC system has been down since September, when I made the first call in. And October 4th is when they actually got somebody out here for the first time. It took them a week to get somebody out here. They declined the original request for repair. I did a recall. They sent the same company back out. That company came out twice for that second recall. They said they needed to order parts. Parts were backordered. No ETA on arrival. Instead of replacing my unit, they are screwing off and not wanting to follow through. I had to get an attorney to get another company out here to do a diagnosis on what needs to be done. So, I’m not happy with their services right now. I got no heat. I've had no heat all winter. We're going into January and it's 29 degrees outside.

    I got an email saying that AHS had reassigned it to another contractor after they received my attorney's letter on Friday. That contractor called me Monday, and they came out yesterday and determined that the unit needs to be changed out, that it's unsafe to shut it completely down. It caught fire. Smoke coming in the vents. So the tech said the unit needs to be replaced. The CO2 on it is 7 points higher than it should be in 15 minutes. It's not supposed to be that high after eight hours of running. So he said, "I'm turning the power off to it completely." Not just the gas. He turned the electrical off of it. I can't even turn the fan on. I can't turn anything on.

    Six months ago, I would have said, "I'm very happy with their services today. They had done a decent job." But since this issue with my HVAC, I am so disgusted and irritated with AHS that I'm spending all this money every month to protect my home, to have their services and have for the last four years since I bought this house, and I purchased that warranty. I've paid nonstop for this warranty but they don't want to fix what they're supposed to fix and what their contract says they will fix. So, I'm very upset. And they need to look at these contractors. These guys don't know what they're doing. They're bottom of the barrel contractors with 1.5 stars on reviews. It's ridiculous. With the much money as we spend, we should have quality contractors that should be coming out here.

    Every time I need something fixed with AHS, there’s always a problem with them. My recent claim was for my furnace that wasn't working. I paid the $75 for somebody to come out to fix it. They came out and fixed it. They found another problem with it but they wanted me to pay another 100 for somebody to come back out. My hot water tank went out too. I know that I had to pay the $100, but I was without a hot water tank for five months and I still ended up having to pay out of pocket to get it fixed. Even though they gave me my money back, it still took a long time for them to even find somebody to come out. But the vendors were alright went they came out.

    I made claim for the HVAC system, and the individual came out and troubleshot it. Fortunately, he had the part in his vehicle and was able to fix it on-site. So I was very lucky. I did the claim through the website. I've never done it before, but it was pretty simple. Within the next day, American Home Shield said, “If you are not contacted by this point and timeframe, here's a phone number. Contact the professional that we have scheduled to come to your home.” I went back on the website and it was odd that there was no tracking information.

    I'm glad that I called the company that Home Shield contracted out to work on my house because their systems were down. He had no idea that I was seeking help for my house. He told me that he could take my phone number and he could call me that evening to schedule an appointment. But we ended up not having another conversation since his system came back up and I got an email saying, “Contractor will be at your home at this point in time and this date,” which was the following day. So, now, I'm at 72 hours from the incident where I could no longer go any further on my troubleshooting on the house.

    I used American Home Shield when I lived in Germantown, Tennessee. They were good and responsive, and they let people know what they're doing. So, I like that. I had to call AHS to submit a claim and I was able to show them the problem. That was cool. I liked it but it was time-consuming, and it was comical. The microwave quit working and then, my ice maker kept freezing up. It's been a mess. Chuck, the older man that AHS sent, had been doing this for 30 years. He didn't mind me asking questions as he explained whatever I wanted to know. He was very nice and I felt safe when he came because he was very knowledgeable. He was excellent.

    I've had friends that tell me AHS is terrible and they asked what I was doing with American Home Shield. They must be too picky because, first of all, I know that when the techs come out, they can't fix a lot of things that very day because they need to be replaced sometimes and that takes time to order. I'm reasonable but a lot of people aren't. AHS was excellent and the most important thing was how safe I felt with that guy they sent out here. I've been through some bad things and I even had to call my neighbor and told them the guy's coming and asked them to come by and check on me.

    The heating went out on our thermostat upstairs. The tech came in and fixed the problem really quickly. He had been out to our house prior because we had an air conditioning and heater problems. So he knew our house and the situation. It was nice to have the same company come out and help us again. American Home Shield has been 100% and they send people out within the best timing that they can, especially over COVID. So I definitely refer them to my family. I've been very happy with them.

    I do have a couple of things I need to deal with American Home Shield on a prior claim that we had for plumbing. We had a leak that went through our ceiling. We had a plumber come but it's still not fixed. So, I still have the issue with the bathroom doesn't work. The plumber made a hole in our ceiling.     The contractor did an inspection that revealed a poor installation for the concern we had for the HVAC. Some rooms were heating better than others, and we were also concerned about the noise from the unit itself. The tech's discovery was that whoever installed it didn't do it right. But it's still a little bit gray area for me. So I was hoping to get some documentation based on that. I haven't received that yet.     Our hot water tank burst on a Friday and I called and the contractor doesn't work until the following Monday. When they came out, they couldn't fix it until Wednesday and I did not get it fixed until Thursday. So I went for one whole week without water. American Home Shield had the parts to do it, but they had to get all of the paperwork agreed that they would replace that before they finally did, and that took an extra three days. In terms of the money, I was ahead at the end of the game. But I literally washed my hair in the sink with cold water.

    When the contractor was here, I told the tech, "Look, I have a water hose here if you want to try to get the rest of it out of the tank." He said, "Oh, yeah, I have a water hose. I can do that." But he tried to use mine and he said, "Oh, your water hose is too heavy. Let me get mine out of the truck." It was an absolute nightmare. But at the end of the game, I got a new hot water tank and all the pipe. What American Home Shield does is a really good thing. My customer service representative was pretty good. But the problem was the people that they sent out.

    Once you set up an appointment for anything that’s an issue, American Home Shield is prompt and their local providers show up on time. So, it's been a consistently good experience. When you have a home, you have unexpected issues that pop up. And something like this helps, especially when you have expensive repairs. I have it because it's to cover things like air conditioning and heater and bigger plumbing issues, like leaks and roof. This works out.     I had a leaking hot water heater replaced. But no one carted my old one away. It is still in my front yard and I was irritated by that. Other than that, I'm happy with American Home Shield. They have done their part. The techs all show up in a timely manner. Recently, I had a different claim for my air conditioner that was not coming on. The air conditioning company said the issue was an electrical problem but they don't work with the electrician that AHS sends out. The electrician then said there was no electrical problem. The issue was the air conditioning. So, I am stuck in the middle. What would have made more sense was if AHS let them troubleshoot together. I ended up having to hire my own electrician to come out, to show up at the same time that the air conditioning guys would, so they could troubleshoot together and figure out what the issue was.

    The microwave needed a new magnetron. It was two days that a repairman came out and analyzed the problem. It is needed some parts which he got then he contacted me 10 days after his first visit. He stopped by and fixed it. He was very diligent and efficient. Sometimes, AHS does promotions like get your air conditioning inspected for $75 instead of $100, which would be a normal service call. I took them up on it then somebody came and said, "It needs some freon. I need to come back.” Then I have to pay $100 for the visit to do the actual repair. That's $75 down the drain.

    My only real concern is the timeliness of critical situations. If it's August, and there's no air conditioning, it needs to be fixed as soon as possible. Overall, I like the service. I like that I can manage my costs. I have many houses with American Home Shield. And it allows me to balance out my costs and predict them up to a point rather than high, low, high, low. So, I like the program. It's a break-even point as far as cost-effectiveness. But because it's even, the ease of it makes it win. So, I still keep them under contract.

    I like the coverage that American Home Shield offers. The only thing I will have to do is pick up the phone, make a call and just pay the service fee. The representative was nice enough to send someone out the same day that I called. I was having a concern because I have a short cycle going on with my unit. He sat down and explained to me what was going on and gave me a solution as to what I could do to start the process of elimination if I wanted to change the thermostat and see whether that would stop the short cycling. The tech was pleasant, friendly, knowledgeable and easy to talk to. He explained to me that my concern about the short cycling wasn't a big issue.     Customer service always talks nicely. But when they send a technician, I don't know whether they really look into how far away companies are. The distance is really important because it shows their willingness to come in and service. I had a claim and the first company American Home Shield assigned did not show up. I called again and made a very bad complaint. Why would they send a company from far away? At least it has to be vicinities. At least they could go to North Hollywood. American Home Shield had to call another company to come. They should pay attention and have more insight when they're selecting the company.

    When a tech came for a claim I had, he was not very enthused. The issue had to do with water backing up. When he came, he looked outside for the cleanout hose then he said he could not service it and the mainline clean had to be done. But in the past, we had a plumber come into the big condos and clean the drain. I told the tech to just clean it from the inside and we'll see whether that was gonna work. He said that was not gonna work. He said he had another appointment and he had to leave. I was really upset.

    We have two different locations. In one location, we had a service company called Bear Plumbing before and they were the first ones that came on time. I met them in person. They clean things out and they did a really good job. I really appreciate it. The issue with the water backing was in the other location. The tech didn't want to do the work. Whether it works or not, you at least clean. I feel really bad and I asked American Home Shield to pay me back.

    The last time when we called for service for the roof, I was waiting for so many days. I really made a big complaint. American Home Shield sent another company and they were very good. I also had a garage door problem in one location and that was really bad. The technician who came the second time was bad. He said he fixed the problem but the garage door didn't work. I called him back and he said I had to change the garage door. I asked him what the cost was going to be and he gave a very high number.

    I called the first person who came. He came and I asked him what he thought of my garage door. He said, “It's okay. I think with the little bit of repair after this, it’s gonna last.” A fourth technician came and he wrote what needed to be done. We talked about the garage door. I had to hire somebody else and fix the rest of the parts. It's working still.

    At the moment, not satisfied With American Home Shield. I don’t need a policy because it's not free. I'm calling them and paying for service people to come. We have rooting companies around the area and I could get them right away for the less. American Home Shield does little research and they don't even have the enthusiasm to work. That was unfair to the customers.

    Recently, I had a hot water heater issue. American was very prompt and the tech was out within the next two days. The issue was something that plugged in behind something I couldn't see. The tech said, "You would never have seen that." He was very nice. The warranty doesn't cover everything but it gives a lot of peace of mind. Customer service is really nice too.

    But I have an issue with my washing machine that makes terrible noises. At first, the solution was giving me some grease. It was over 30 days and the issue started again. AHS said, "No, we'll have to charge because it's been over 30 days and we'll have to charge you that $100 fee." I said, "No, it was the same issue." That irritated me as just because the 30 days was up it doesn't mean that the issue was resolved and it was not.

    We had a tub that was draining slower and slower, and finally stopped up. Our claim with American Home Shield was set up through their automatic service. We got lucky. Normally, it doesn't work right. The guy showed up the same day, not more than two hours after we placed the order. It was fantastic that that he knew what was probably going on with that particular refrigerator.     The issue started a year ago. My thermostat wasn't turning on all the time. A technician showed up and said, "It's working now. I can give you a new one." He had a cheap thermostat in his car. My furnace only worked part of the time for about a year. A couple of months ago, I contacted Honeywell. I found out which thermostat would replace the one I had. I got it from Amazon and put it on. The unit did the same thing. It wouldn't turn on from 2:00 AM to 11:00 AM.

    After I called and talked to Honeywell, the technician used my phone cameras so he could see. He made adjustments but it didn't work at all. That was when I called the AHS again. They said it was under electrical. The guy was out here this morning. He told me the furnace was installed improperly. He could submit it but said probably AHS will deny. I've cancelled my automatic renewal because I'm going to look elsewhere. I'm not satisfied paying 125 bucks. I thought it would be nice protection to have. A house warranty is expensive. It is worth it if they replace but I found out that if you even touch something, they will refuse to work on it.

A tech fixed it and within minutes, we had hot water. But I'm going to have to text the guy again because I just flushed one of my toilets on the side where the hot water heater is and there's this major loud humming noise coming from the hot water heater.     American Home Shield's customer service has been excellent. We have something going on with our heating, so the techs are coming out tomorrow. We also had a claim when the garbage disposal wasn't working. The guy came and fixed it. It was awesome and he did a good job. Then we had the locks needed to be changed because we just moved in and it was part of the standard process. Unfortunately, the guy came out, looked at it, and said that he didn't have anything in the truck to change them out. He also said that they they're a little rotted out. So, he left without doing anything. But I laughed because my wife just went to Home Depot, bought new locks, and replaced them that same day. So, she took care of it.

    The heat pump stopped running. The tech fiddled around with some stuff out in the outside box, and he installed a new thermostat. He said the thermostat was not installed correctly. Then he took me through the difference in what I should be able to see on the new thermostat to tell if it was working okay. Communication was good. He was good. He came in and looked at it, and looked some stuff up on his computer. He said that there was a broken part on it that makes the whole thing operate. He's looked it up and he said that part has been discontinued. He said because the part can't be replaced, the appliance can't be fixed which means that American Home Shield needs to replace the washer under the contract. So far, so good. I'm happy.

    We’ve had American Home Shield send contractors out a couple of times. They'd done a good job. Where the washing machine and the sink meet to go out to the city sewer lines, it was blocked. The contractor came in and opened it up, roto-rootered it and it's working fine now. The tech was a nice guy. He went in there. 40 minutes later, he was out of there. He had to go to Sutherlands and buy a part. But it was no big deal. He went and got it, put it in. And we're good. They've got everything unclogged. I paid $100, but he was here for 40 minutes, left, came back. So, I'd be at least at 180, and all I paid was 100 for the thing. And when the guy for the heater came out, he did a good job. He got that thing running that same day and told us what we needed to get the yearly thing done. So, we paid for a yearly thing to come in and get it done.

    I have recommended to several friends who just bought homes to call American Home Shield. It was very easy for me to submit a service request, being that I’ve already had my account information ready to go. It was very easy to speak with customer service as well, because they were able to help me. Two weeks ago, I had a contractor out here to check the power because none of my appliances were working. They were really good quality professionals as well as friendly. They checked what was going on with the appliances, whether there was something going on with those or with the cords. The contractor said I had an old system. I needed to upgrade it being that my home was built in 1989, and they gave me an estimate of what that would look like if we got that done.

    The issue was an overload of the circuit, and I asked the guy if that would be due to my TVs. He said, “No, it will be something like your dryer.” We have front loaders, the new model, and he explained that when the systems were built, they were not made for such powerful machines. He also gave me pointers on how not to make the issue happen again if we didn't get the upgrade done. He showed me how for them not to come back, and he was not the first one. We did the drip pan in the house and American Home Shield had to send someone. They showed us what to do so we won't have to call them back.

The first technician said he would call me back in 24 hours, but expressed concerns that he didn't have the technical expertise to address the refrigerator and did not call back within 24 hours. So we had to wait for the full 48 hours to elapse for having a no response from a repair person or technician. Then they reassigned it to another company that had a cancellation.     We had a claim for the washing machine and the contractor that came out was really great. They came in, took a look at it, and figured out what was wrong. They had to go order the part, and then they were timely in scheduling a follow-up. They came back and replaced it. They correctly identified which part to replace, and now it's working again. There was one time when something was pretty urgent and American Home Shield couldn't get somebody out right away. But other than that, they've sent good people out.     American Home Shield is one of the best. It would be very costly without them. They always take care of everything that I call them for. I would recommend them because whenever I call into them, they select a company to do the service. And that company calls back within the hour, I get a phone call and they tell me when they can come out, which is great. They tell me when and they always tell me, "We'll call you when we're on our way." And overall, the people that came out are very good at what they do. They're professionals. They put booties on their boots before they come in, they go to the heart of the problem and let me know what's going on and let the company know and they get it taken care of.

    The warranty covers the ceiling fans, the garage door opener, the ice maker, all that good stuff. And you can't go wrong with it because my father-in-law said, "Why are you paying this for the insurance on the house?" I said, "Whenever you have your air conditioner break down, how much does it cost for you to replace it?" He said, "About $5,000." "I pay $100, they come and fix it no matter what it is." And he got quiet and he didn't say anything else. And I told him, "It's just like car insurance. You have to have car insurance because you never know when you're going to need it. When I need it, they're right there and they come out.

    We have a carbon monoxide meter. It doesn't make any beeps, it just gives you a registration of digital. One morning, I woke up and I had this big headache. My wife was already at work. I called her up, asked, "Do you have a headache?" She said, "Yes, my head is killing me." And I just happened to look up at the CO meter and the heater was on, it was registering 10. So, I immediately turned it off and opened up all the windows, turned the fans on. It was cold, but I had to get the carbon monoxide out of there. So, I called AHS up and the contractor came out the next day and turned it on and checked it with their meter. They said, "Yep, the heat exchange, you just got a crack in it. I'm registering 10 too." I don't understand why didn't the CO meter didn't make a noise. And I had it right next to the vent right out to where it came out of the heater. But we got lucky.

    The contractor replaced the heat exchange unit. And the strangest part was, that little bucket that sits up underneath the air conditioner sits on top of the heater, when they lifted it up, it had rotted out and had poked a hole in it. We didn't notice that until the summer came around and I turned the AC on. All of a sudden, I have this big puddle of water on the floor. The contractor said they would take care of it. And at the same time, they said they had to take the a-coil out because the air conditioner wasn't cooling right and that the a-coil needed to be cleaned. So, at the same time they replaced the bucket, they had to take the a-coil out and boil it out in the driveway. And we got several things going at once. It worked out well.

    On one side of the house, the electricity went off and I couldn't figure out what it was. "What's going on? Why is this side of the house off?" The electrician came out here and he had a tool. It was so cool. He stood there pointing a mirror and went to one outlet and he said, "That outlet is dead. So, let me take that outlet apart and pull it out." He replaced the push tab with one that you have to wrap around the screw and tighten it up. As soon as he did that, the other side of the house came alive. And I paid them the money that they were called for and they came out. They called before they came, and introduced themselves.

    The air conditioner quit working during the summer. AHS sent a guy out here, he looked at it and said, "I don't find anything wrong with it. Everything in here is hot. Let me leave and I'll come back and we'll let it cool down and we'll try it again." So, he came back and what it was was a capacitor was getting so hot, it would shut everything down. So, he replaced it and it fixed everything.

    I have learned the hard way that if you call for a claim and if it's a leak, you have to specify if it's a leak, where, and what's wrong. Because tell them just one thing and there are a couple of other things that need to be taken care of. I say, "These other things they said was not on the list and I didn't know that." So, I have to call them up and tell them, "This is what's leaking. This is what's wrong." The contractor was out here last month and they had to replace the water outlet that goes to the toilet because it would just keep running. So, they replaced it, and the dish disposal was locked up and the tech unscrewed it. I said, "I've done that several times and it keeps locking up." He said, "Unfortunately, when it completely locks up, that's when we replace it." So, I paid $100.

    He said, "You paid $100? Wait just a minute." Walked out to his truck. He said, "You see this Allen wrench? I'm gonna give it to you. Next time it locks, just unscrew it." I said, "You know what? I'll go for that." I put that thing right there next to the disposal. But now, I stick a wrench in the middle of it and unscrew it. So, I'm just waiting for it to lock up because it's already locked up and you can hear it making noise. And if you turn it on, he said, "Unfortunately, it has to completely lock up," and not working at all whenever he gets here.

    The other thing on the plumbing was I said, "This thing, the wax ring is leaking." He said, "Unfortunately, I don't see it." I said, "Do you have any dye to put in the toilet tank so when you flush it, you'll see where it's leaking from?" And he said, "No, I don't." I said, "May I make a suggestion? Invest to some dyes that you can drop into it because that's how they found the water leaks. You're a plumber. You ought to know this." He said, "I know."

    I only had one problem. The contractor had replaced the faucet and the next day it laid in the sink. I called back and told the contractor that, The tech came back and looked at it. But I called AHS and told them the people they sent out were just trying to find a way not to warranty it. They should not send the same people out. Send somebody that would fix it. The guy came out here and said, "That's a defective faucet. I got another one coming. I'll have it replaced today." He replaced it that day. I ran into things like that. But I'm still happy with AHS. And I would recommend them to anybody and everybody.

    We filed a claim with American Home Shield for our heater that went out. For that particular service, the repairman was great. He took care of things. But my first three or four experiences with American Home Shield were not good. We have it mainly because we have a built-in pool. We've had to call them twice and both times the service wasn't covered. It was the same thing for our garage door. They didn't cover it. When we first got it, my washing machine had gone out. They told me when I signed up for American Home Shield, I didn't have the appliance part on my plan. We have a $100 service fee for their contractor to come out, and when you pay $100 then they tell you, “No, it's not a covered part of your plan,” then you have to turn around and pay $500 for someone else, what's the point? I might as well burn the $100 bill in front of them and say, “Thanks for nothing.”

    AHS is pretty reliable. They usually pay for whatever order is put in. Recently, we had to have all the pipes underneath our house replaced. We had a plumber come and they had to replace the pipes all the way from our laundry room through our dining room. We also had a different plumbing claim where we had a leak and we couldn't get the plumber out. I didn't get a lot of follow-up from American Home Shield, which was kind of annoying because it was a month that the plumber didn't come out and I couldn't get another one. The company that was supposed to come, Camco Plumbing, wouldn't even call me. AHS and I couldn't get a hold of them either. Finally, AHS gave me a different plumber who took care of the issue.

    I had a claim for my furnace. It wasn't turning on at all and it wouldn't heat and it wouldn't cool. Techs came in and they figured out what was wrong with it. One visit said that the thermostat was locked or set at a designated temperature and that was why it wouldn't continue. They repaired it and they left. A few days later, the furnace stopped working altogether. Another person came out and they found that that was fine. There was a new thermostat that was needed and there was a problem with the panel on the actual furnace. There was nothing wrong with the cooling. The unit started working once the panel was fixed. I like American Home Shield's immediate response. I get acknowledged and I get a contact text at least less than 24 hours after I put in a request. So far, I've only used the warranty service twice and the techs were excellent, especially this last one. The first one who came out was maybe a new employee.

    When I run my water, the hot water heater thing would just run and get cold. And all of a sudden, it stops heating up. I got a tankless hot water heater, and the website just says heater. I wanted to call American Home Shield and make sure they got the right description of what I need to have fixed. However, the process took longer than I think it should have. I had to keep calling because nobody got back with me to send me somebody to fix. It’s because of where I live.

    AHS gives these contracts out to people who live in rural areas who don't have a lot of people that's around them that work on these different appliances, like a tankless water heater, whereas rural people don't usually use it. They use the regular hot water heater tank. So, I can understand that’s why it takes longer, because it's hard to find people around me who work on the tankless hot water heaters. I'm going to ask how many contractors do they have in my area who works on specific appliances that I need to be covered. But that's the only problem that I had. They need to update on their contractors. Everybody is gonna have some type of AC unit problem so there’s plenty of them around. But mostly everybody does their own plumbing in rural areas. Other than that, AHS has been great.

    My sink was leaking and it turned out the issue was my garbage disposal. The service of the AHS rep was very professional and I was very happy with it. When the tech took it out, you could see what had happened. It was broken and he couldn't repair the piece. He had the new part on the truck and was able to replace it immediately.

    I used to be with Fidelity and I got tired of getting substandard vendors. I switched and it probably wouldn't make any difference, because all these home warranty places use second-tier vendors. They don't use top-of-the-line vendors because the top-of-the-line vendors don't want to work for what the insurance company pays. So it’s hit and miss whether you get a good vendor or not.

    I love having American Home Shield. The last one we called out on was my septic tank and all my toilets were backed up. The contractor came out, used the snake, and unclogged them all. The people that I've had come out here are very nice. They come out in a timely manner, or they come out earlier. And they always give me a call. They are very nice. What I like about having American Home Shield is I don't have to spend a lot of money to get a lot of my stuff fixed. And it's worth the money to have. If an appliance went out, I didn't have to spend a lot of money to get a new one. It was worth having to have the insurance to get a new washer. My washer went out, and I needed a new one. And with the insurance that I have with AHS, I was able to get another one.

    I had a water leak in the shower. The techs that came for it were both nice. One of them said they couldn't fix the leak but the other one fixed it. American Home Shield has been pretty nice too. I was upset that the tech didn't fix it initially, but American Home Shield did try to accommodate me and I do appreciate them sending somebody out for a second opinion.

    The contractor was trying to fix a broken handle. They weren't able to fix it so they sent me a bid on how much it would have cost because American Home Shield wouldn't cover. They said it wasn't wear and tear so they couldn't fix it. It's too expensive so I'm gonna try to fix it myself. AHS is a great company. I just wish everything can get fixed. But I understand the stipulations, and people do things on purpose, so they get something new. But I didn't do anything on purpose. It just broke. I also had a claim on my washer and dryer. And AHS replaced the garbage disposal, and fixed my refrigerator and one electrical outlet. I'm a handyman myself, but sometimes, it's more expensive for me to fix something than to just call AHS to have it done. It's convenient. And most of the time, things are fixed at a reasonable price.

    The contractor has been out three times and they're trying a last-ditch effort. They repaired the refrigerator and then, they found out that it was covered by the manufacturer of the part because it is defective. They ordered that and put it in. But it’s still leaking. They came back yesterday and completely defrosted the refrigerator with heat. So, we're waiting to see if it leaks. Most of the contractors that American Home Shield have sent have been good. We had one once though who came and disassembled our entire furnace in our garage and disappeared. AHS did not make it easy but we won. They took care of it. We're still customers after all these years because we like security. Also, I like that we aren't hit with big bills.

    There was water around the air conditioning unit where the main water line goes into it. I have a fuel pump and there was water building up there. The dirt was wet, which was what caused alarm to me. I've never noticed that before so I called American Home Shield and did the claim for that. The tech who came out was great. I was at work and he called me on the phone and talked to me about everything.

    The tech turned off some of the breakers when he worked on my air conditioner and I had to call an electrician that night to come out because our kitchen lights didn't work. I was at work and I came home and flipped breakers. The appliances were working but the lights were not and I had to make another claim for the light issue. The tech came out and there was one breaker that was flipped off that I didn't catch the night before. So, I had to pay $100 to have this guy come out and flip the switch. I tried everything the night before. But it was dark and cold. Maybe I should have rechecked it yesterday morning but I didn't.

    My AC didn't work and the contractor came out and there was a loose wire. If my AC breaks, it's $3,000 American Home Shield put towards a new AC if they couldn't fix it. ACs ain't 3,000 anymore. So, when I renew next year, I want to see if they've increased the amount with the economy. Because they're increasing my charge when I renew it every year. It goes up higher, but their ** is not going up higher. But I've had good experiences. Everything has been checked. I bought a house that I didn't know how old the appliances were. They've been working, but I've had some issues, like the dishwasher burns up, the AC I've had problems with. But AHS gives me a peace of mind instead of stressing.

    I filed one claim for my garbage disposal and AHS sent the guy out. But they didn't want to really repair what the real problem was. They thought it was something else and they sent him back out. Then he saw something else that they said was my fault. So they were trying to charge me for something that they said wasn't covered. But when I read everything about what's covered and what's not, the contract said that the issue was covered. Two weeks after that, my garbage disposal went out. It started leaking, so AHS finally replaced it.

    I also had a problem with the heater. I did that pre-check that they give you. The guy came out and did the pre-check, and he said there was a problem that needed to be repaired. So I called and put a work order in on it. Then AHS said it wasn't going to be covered. So, I started canceling them. Before I cancelled, they said they were going to send somebody out there free of charge, and he fixed it. Every time I tried to do something, they'd say it was never covered. Until you try and say you're going to cancel, then they would do something. All in all, I like the service. AHS took care of things but I had to jump through so many hoops to finally get things done.

    For my recent claim with AHS, I had a leaking faucet. The vendor came right away and every time, there was a proper follow-up. Though it would have taken time for the problem to be fixed because of parts and other things, I didn't see any problem with American Home Shield itself, as far as this claim was concerned. However, I had another claim in February, and until April, I did not receive any feedback. It was partly to do with the person that they hired. They didn't submit a report. I was also not given an option to choose a different vendor. They said until they get a response from the vendors, they couldn't approve the change. So from February till April, I had to wait. Eventually, I gave up with American Home Shield and went with my home insurance to get things expedited.

    I discovered that my water heater was leaking. I went online and filed a claim 24 hours after I discovered it. It was simple. Just went in and filed the claim. And I was glad that we've added notes so that it could be escalated if it needed to be. When someone puts they have water leaking on something, that is a good opportunity to reach out or to escalate it to an emergency so people don’t have to call. The techs were courteous, friendly and knew exactly what they were doing.

    I also had a toilet that was running. The plumber did one of those video things and ordered the water heater from American Home Shield. He diagnosed it over the stream and ordered the water heater, and estimated the costs associated with it. It was a holiday so it didn't go through until after the following weekend. So, I had a leaking water heater for a week. But it was fast for a warranty claim. If I had been in a house where a leaking water heater would cause damage, it would have been a problem. But my water heater leaks into the sump pump pit so it wasn't a problem.

    However, my 7-star upgrade should have covered some of my modifications. I don’t understand, even with all that experience, why my modifications weren't covered. Especially when my water heater was installed by the same company not seven years ago. Moe needed to charge those because the copper modifications were what needed to happen. But AHS should have paid for those modifications to the vendor.

    I believe in a warranty. I've had lots of things replaced and repaired, and I have beat my premium over the years, which is very unusual. But this modifications charges for the second time, I am not happy with. I renew in the spring. I don't want to leave AHS, but I'm going to look at other home warranty companies and see if modifications would be covered. Because the next thing that will go out for me is my 22-year-old furnace. It's working great and I've taken great care of it. But I don't want to have a $2,500 bill when I do that.

    I know how the warranty works. I know these techs who a lot of them are on a contract where they only make a couple $100 per call and have to charge these modification charges. And it just goes right back to the homeowner. If you're going to pay for modifications, pay for modifications. “Oh, this modification is covered.” I'm very unhappy about paying another $500 for modifications when my water heater was replaced by home warranty. I don't get it. That's wrong. If the first tech didn't do it, right, I shouldn't have been charged for it again. They should have been able to take that thing out and put a new one in.

    I have American Home Shield for the peace of mind of knowing that stuff is covered whenever things go wrong. When the blower fan on my heat went out, technicians were out there the same day. They repaired it a few days later because they didn’t have the right part. They did a good job. They ended up having to replace the part.

    The only thing is the correspondence with the telephone operators wasn't the greatest. Also, American Home Shield should allow you to recommend or choose the service provider to have somebody out there sooner. When it came to heat, they wanted to schedule me 24 to 48 hours out and it was 30 degrees outside. That wait time was unacceptable. I didn't have heat and I have kids in the house. That was a problem.

It needed to be replaced. He brought the new part, opened the heat pump control panel, removed the faulty part, and put in the new one. Having AHS is a good investment. And In the long run, if you have large ticket items that need to be repaired, it's gonna save you a lot of money.     My dryer's drum had stopped spinning. And it happened three days before I put in the request. I did some research online and thought it might be the belt. But when the repair guys came out, they found it was the pulley ball thing that the belt sits on to spin the drum that had seized up. They replaced the ball pulley whatever that had seized up and the belt for the drum too. They were very professional and did the job quickly. Everything works perfectly. If anybody has a house, they should invest in American Home Shield. It covers stuff that you wouldn't even think about needing to replace until it breaks. It's having a peace of mind.

    The most recent claim I completed was for the water heater. It didn't go well because it took so long to get that done. It took over two weeks which wasn't satisfactory. But the communication was fine. They said they were booked up and the first appointment was a week and a half away. When the servicemen came, they were gonna have to order parts. It happened to be that Thanksgiving was coming up so, nobody was working. I ended up paying another company out of my own pocket to get it working well enough to get me through Thanksgiving.

    My most recent claim was for my dishwasher that had gone out. The tech said it was the control panel. I had to wait a couple of weeks for them to order the control panel and they put a new one in. I've only used it a handful of times, and now it's not working again. Of course, the techs can't come out for a couple of weeks.

    CNJ Services came out exactly when they were scheduled and fixed the problem for a clogged kitchen drain. I've used American Home Shield for a bunch of stuff, and CNJ is the best contractor I've ever communicated with. They answer their phone and are polite. They scheduled according to my schedule. I was going on vacation, and they made it first thing in the morning that day after I got back.

    So far, American Home Shield has saved us some money. We refer people all the time to them. We've had two refrigerators go out in the past year and a half and two clogged drains. We got it all fixed for 400 bucks, so it worked out well. Most of the time however, when we get assigned somebody, it's very difficult to get ahold of them. Also, American Home Shield's customer service is horrible. I've learned that chat is the only way to get through to anybody. This particular experience was different. But in the past, trying to get stuff done has been a pain. I've been on hold for hours before.

    We had a water leak and this was fixed in a matter of days. Customer service was excellent and things worked well. The tech had to order a part, come back a few days later, and install the part. Everything is fine. This was my second experience with American Home Shield and this was much better. My first one was not very good. A refrigerator stopped working. One of the compressors failed. American Home Shield was unable to get a contractor out to even look at the refrigerator. Being without a refrigerator during summer was not a good thing. This took months.

    Finally, I went to American Home Shield and told them I had to do something else. They let me try to find a contractor, which I tried to do. I got ahold of one and they told me that nobody was going to come out and see this refrigerator because it was relatively new. It was an LG. There has been a class action suit against LG for their linear compressors. The repair people don't want to deal with that.

    At the end of the day, I didn't get a whole lot of help from American Home Shield. I ended up buying a new refrigerator myself and I got no reimbursement from them. I got into some pretty heated discussions because I was allowed to go find my own contractor. They basically washed their hands of it. This left a bad taste in my mouth. But I kept the home warranty even after that experience.

    The heat was blowing cold air. I requested service. I did it online. I got the information of the contractor who was assigned right away. It took longer than I thought. This recent time took a few days, but I got a contractor assigned right away. We were without heat for four days before they came out. But this is a busy time of the year. Luckily, it didn't get too cold except for two days. We were without heat for a week. But the contractor is the best. The heat is now working. The only thing was the timing, which might not have been their fault because we had to wait for parts. But they have markedly improved in American Home Shield. They used to be horrible. It would take a week just to get a contractor assigned, and another week to get them out.
