    Some of the people at my office were using American Home Shield and they said, “Hey, Roel, just FYI, this is a good program. They do what they say. They take a little bit longer, but they still get it done. And you're gonna save yourself some money in trouble, especially since you've had your house for a couple years.” My house is 18 years old, so things are gonna start happening. I’ve done two claims, and I like it that I can get on to the website through my phone and go on to my profile. Most of the choices are easy, and I can put notes.

    My washer was making an odd noise, and it was not washing thoroughly. The washer is only six years old, but a lot of times, we do the appliances brand new, and we forget to fill out the warranty card. I said, “Hey. Well, AHS is gonna cover me, so let's get it going.” The tech's response time and work ethic were good, and there were no parts required. I'm happy to recommend American Home Shield. I would tell other peers, “Hey, this is a good program. Get on it. They're gonna take care of you.”

    My vent went out on my stove, and it was causing all the electric to go out. The repair people were very nice. The communication was good, but they haven't been back to put the vent in. Overall, American Home Shield is good, and I often tell people they should use them. They'll come out and check on you if you need them at the time. No delays. Usually, the repair people have been good as well.

    American Home Shield has been working on an issue for me for about two months. They had the contractors come on October 25th then never showed back up. I've left them over 30 messages. American Home Shield has called, left messages, emailed them, and supposedly escalated the case. I'm supposed to hear back from them by tomorrow, but it's been insane.

    All of American Home Shield's staff has been great. They've been very helpful and courteous. They're just like, “We don't know what's going on.” I just, at this point, would really prefer to even have somebody else come out because it's since October 25th. This is the only issue we've ever had though. Every other claim we've done, they've had first come out and fixed the stuff right away. We absolutely loved it.

    The reps are always available. Availability is amazing. When my water heater burst, we called American Home Shield and conversing with the reps was great. They were very personable, but they told me a water heater bursting is not an emergency. No water heat is an emergency. So, the initial call was reported as no water heat and it's an emergency. It was Thanksgiving and a Thursday. It wasn't guaranteed that we would get something on Friday, but we hoped and prayed for something to happen then. We got someone out there Tuesday and they said that they couldn't do the job. We had to call two more people because the next guy said he would do it, but when we told American Home Shield that he'll do it, they wanted a second opinion. Another week went by and we got the second opinion.

    The repair guys were great. I understood their concerns, and they were very personable to me in regards to me and my issue. I'm a new homeowner, so I have tons of questions, naturally, and they answered everything. They were very helpful. The only thing that I was not happy with was not having everything covered. That was strange to me. After it had gotten looked at by the contractor, they submitted a quote. At that point, I was told, "Don't worry. It'll all be covered." Yet I did not receive the full amount in the check I received.

    It was also a very long process, and it sucked. I may not have had an amazing time with no hot water for three weeks, and I've got a little girl who's at that age and her cycle comes up and we got no hot water. Still, American Home Shield did good. Every call that we made to them, they were awesome for us. I'm satisfied. This is new to me, and I'm sure once I become a veteran in using them, I'll understand it more and it'll get more streamlined. I will be letting people know American Home Shield can get these problems fixed for you. They make big issues affordable to fix. It's great, and in the past, other issues didn't happen on a holiday.

    It's easy to submit a claim with AHS. I do it online, and then I pay the money online. I had a recent claim that they already completed for the garbage disposal. Then I have one open. They're supposed to come tomorrow to do my sink faucet. The techs that have come out have been good, so far.

    I had a claim for the hot water heater. There was a small leak that we were unaware of because our hot water heater was not in a utility room, like most people. It's in a closet that's in our garage. We woke up one morning and just didn't have hot water. The techs were very prompt coming out at first. The guy was very nice when he was here. We had to have a new one and he installed it. But this is the first time we've had a problem with one of the people that came out. When we tried to contact him to come back out, he said that he would come out, and we rearranged our schedule to be at home, but he never showed up, never called. I had to go back through American Home Shield. Once they got involved, he came back out and he fixed it. I wasn't thrilled about the guy, but he did a good job. We were also very pleased with American Home Shield, by far.

    The claim submission process has been easy to do. We've not had any problem at all with trying to get in touch with somebody from American Home Shield. We always had somebody call us back within 12 to 15 hours. They tell us who they are, when they're coming and they usually text us before they come and make sure we're home and ready for them. We've never had anybody that didn't do the job well. It's been a pleasant experience. With a home warranty, I can call somebody and they send somebody quickly. It's always been very timely, and I don't have to pay for the whole thing. I paid for my policy, so they've always taken care of the rest of it.

    My toilet backed up. The plumbers who came never run anything through the toilet. They just looked at the line and said it was broken. About two weeks after they fixed it, it clogged up again. Mr. Fix It came out and they unclogged it. They were nice and professional. AHS is a good and professional company, as well.

    I had two claims recently with AHS. The last issue was the washing machine. There would be a burned smell every time the machine was working, and it would just start banging all over the place. The contractor came to look at it and he said that one of the parts need to be replaced. If they couldn't find the part, then they would have to replace the whole washer. So that was what happened.

    I called AHS to submit a claim for my microwave. It was making a strange thing. It's mounted on the wall and when it was plugged in, the fan on top of it was going off. I couldn't press the button to turn it off, so I just unplugged it. I’d plug it in, use the microwaveand when done using it, I’d unplug it again. It was like a huge industrial size fan going off. They called Bill's Appliance. Bill's Appliance called me. We arranged for an appointment. Before the tech came out, I got it to stop all on its own. So I immediately called Bill's Appliance back and the rep said, "Okay. Thanks. We'll cancel your call, but you still have to call American Home Shield." I called AHS and they ended up calling them back. So we're all on the same page. Everyone was nice. So far, my microwave oven is still fine. I also had a claim for the swamp cooler. I got a brand new swamp cooler. So far, AHS has been good. I think it's too expensive, but all insurance are too expensive.

    My issue began prior to my last claim with AHS. It was with the same garage door opener company. The young man came out and he had to order a part for the garage. He informed me that there were a couple of things, like my rollers, that weren't covered, but he could do that on the side for a separate price. I told him, "I can't take care of that right now because it's getting close to the holidays." He said, "No problem." I said, "I'll give you a call back if I need that done."

    Whatever he did, he informed me he couldn't guarantee three days, three weeks or years. Lo and behold, it only lasted about two weeks. So I had to call back and make another claim. He came out and he told me that it was my spring. He showed me where the spring was broken. He said, "What about the other job that you wanted to take care of?" At that time, it was really close to the holidays. I said I definitely couldn't do that. He said that he would order the part. I told him, "Let me discuss it with my husband." Because up until that time, my husband hadn't spoken with him. He had been to the house before. So when the second part transpired, he called me.

    While he was here, he checked the cables. The cables were fine. He said, "Usually, they like for you to replace both springs at the same time." I said, "I can't replace both springs. I'd rather pay my $100 for the deductible. When the other spring breaks, and let them come out here, send you back out to fix the second spring." He said, "Okay. What about the rollers you wanted me to do on the side?" I said, "I'm gonna have to talk to my husband about that." Because now, he's got my price up to 450 out of pocket. Because he was trying to get me to do the other spring. I said no.

    He called me back after he left. He informed me that he talked to someone at his office who told him, even though my cable isn't broken, it would be in my best interest to replace it. I said, "No. If it's not broken, I don't want it replaced." That was what he informed me that whether it's broken or not, my American Home Shield does not cover that.

    That was when my husband called him back and there was some a few words exchanged about how this whole process is going. Because the young man told us, "If you do the part that is not covered under American Home Shield, I can have you fixed tonight by 9:00." My husband wanted to know, if he gotta order the spring, how can he do it tonight if we give him an extra $400? But if not, we'll have to wait. I don't know what went on with that. Either way, I've been waiting for my spring and the guy hasn't contacted me back. But the cable is still up there and it's fine. It's not twisted, it's not bent. The reason why the cable wasn't rolling up is because the spring was broken.

    But the guy wants me to fix parts that are not covered. Before I do that, I'd rather just get a whole new garage hook up. I informed the man, "I'm trying to sell in the next year. I've been here for a while. This is the original stuff. I don't wanna have to buy a whole new garage opener. And if I'm gonna pay you 450 just to do some maintenance to it, I might as well go ahead and buy a whole new garage opener."

    We haven't heard back from them. We also called American Home Shield that night to complain about the issue that was going on. They said, his diagnotic says that the cable is broken. He put in there that the cable was bent beyond being able to be used.

    But the cable is not bent. It's off track because when the spring broke, it pulled the cord off track onto the spring. And this was the second time he's come out. I really was upset about it. My husband was too. We wanted someone else to fix it. Because the guy keeps trying to just get us to upsell on the side. I don't know why he's taking so long. The part that he ordered, came right in. It was sitting in my house. He came right out, put it out. This was approved on the 21st and we're here on the 3rd, and I haven't heard anything else from him.

    I called American Home Shield today and they said that they put in an email to him that he needed to give me a call. They also wanted to check on the status of that spring. I've been with American Home Shield since 2014. I've never had this problem. I've had people come out and fix different things on the house. The garage door has been fixed before. I know it's an older model, but I've never had anyone try to get me to let them do side jobs.

    Having AHS is more cost-effective because all you have to do is pay your little copay and they handle the rest. You can use it right away if needed. One of the issues that their contractor had to come out for was the showerhead that wasn't giving me any water. The plumber got the job done and was fast and efficient. I liked that they stayed on top of everything. Sometimes, I feel like I have to call and check up on everything. But they stuck with their turnaround times. They called back and reassured me.     The technician was very nice. He get a full replacement for our disposal quickly. A lot of times, when you call in, it takes people longer to get out than it should. I have had issues with it taking four or five days for somebody to come out to do something. I had an issue with my washer and it was several days before somebody showed up. This time, it didn't.     Our boiler was randomly tripping. American Home Shield sent out a technician and he diagnosed it. There's a small pump that heats the water and he said the motor that was driving the pump was running hot. He came back a week later with the parts and replaced it. I like that this claim was handled. I tried to do two other claims in the past, but there were exclusions that prevented them from being covered. One was the garage door opener. They only cover the actual opener and it was a drive belt issue.

    We used American Home Shield one time and it was recently. We had a water heater replaced, and we didn't have to pay for it. We only had to pay a service fee. I was impressed. I did the claim online, and it was super easy. I went through the portal and put in my information and what the problem was. The only issue I had was it said on the portal that someone would get in touch with us within 24 hours. It was three days. Besides that, the service people were awesome. They came out and said, "Oh, my God, we're not gonna fix this. We're just gonna replace it." They went out right away, bought one and came back. They replaced it and made sure that the water was flowing correctly and that I had enough hot water. This was all in the same day.

    When I went to pay my premium for the next year, there was a charge on it that I wasn't happy about. It was $85, and I thought, "Okay, maybe this is because I used it to replace the hot water heater because I paid $75 when I requested the service." I paid that right upfront. I thought, "Maybe they didn't credit my service fee." So I called and said, "What is this $85?" It wasn't for an increase that they had raised the price $85. It was for something else and I didn't understand what that extra $85 was. That surprised me, but I thought, "Okay, I'm just gonna go with it because I really like American Home Shield." I didn't understand the explanation, but I'm sure it was something justifiable. All in all, American Home Shield is excellent. I don't know anybody that's fixing to buy a house or has just bought one, but I would definitely recommend them always. It's better to have a home warranty than face a problem and say, "I wish I had."

    The elbow underneath the sink was leaking. The contracting company was wonderful. They explained what they were gonna do and what was wrong.     We had a stoppage in a sink and they were unable to come up with a contractor after three days of trying. So they gave us the authorization to hire our own contractor, which we did. I've submitted for reimbursement but haven't seen that yet. But when we had a heating issue, the contractor came right out and took care of it. Everything was good.

    I used American Home Shield's online service to send in the claim that I had last time. I've had mixed results with their online service request. But this time, it worked very smoothly. The issue is that American Home Shield doesn't seem to come up with a contractor. If your heat goes out or if your water is out or you can't use your toilets or sinks or bathtubs, that's something that needs to be addressed fairly quickly. So, I've had a couple of occasions where things like that have happened and it's taken days, sometimes longer, for a contractor to be assigned. I've had a couple of occasions now where I've had to do my own thing and get reimbursed. When we had to replace a dishwasher after it was determined that it was no good, it was taking forever for them to come up with a dishwasher. So, they gave me X number of dollars to go out and buy my own. I went out and bought one and put it in myself.

    I had a claim for the dryer that quit working. American Home Shield okayed the claim and sent someone out. They ordered a part, and they're supposed to be coming back next week. My one complaint would be that I get way too many texts and emails from them just for one service call. It'd be nice if we got one, they say they'd be there and show up at 5:00 or 6:00, and they're gonna be here. I know they need to do that to make sure I have the ability to cancel and think, but there's an awful lot. I also get a lot of emails from outside companies trying to get information. I wish it was a little more streamlined.

    We had to have the techs come out to inspect a faucet and showerhead. But the persons who came out didn't make the repair because they needed to get American Home Shield's approval. Then, I received an email saying that American Home Shield has approved the repair. I've had other claims also and overall, they went pretty well except for an issue that I had with a garage door opener where apparently, one of the items that needed to be repaired or replaced was not covered.

    Other than that, it takes a long time to get through to anyone at AHS. But our experience with the techs that we've had have all been very positive. Also, we got AHS for one of the properties, which is a rental property, and it's easier for the tenants to contact them directly and have them come out to do a repair versus calling us and then us trying to find someone. I like that aspect of it. We also have a condo in Chicago that we have the service with. My daughter is a college student there and it's easy to have her contact them if something needs to be repaired.

    I had a plumbing call with AHS and it was around the holidays, so it took a week to get a tech out which was little bit longer than I would have liked. But it wasn't a dire emergency. Also, the tech was great and he fixed it. So far, with the individuals that I've interacted with, I've had no issues at all. But with the company as a whole, I've had nonstop harassment. When I was trying to cancel my plan, I logged into the website and there was no area where you can cancel. You have to call them and when I called, they transferred me and I had to go to some special department. Then, they send you four letters when you only want an easy way. I don't feel I need them, but I'm not unhappy with them. It's just that the level of communication when you're about to leave involves six snail mail letters, a bunch of emails, a bunch of notifications, and phone calls. It would also be good if they could stop calling me.

    The washing machine would not start. There's a way to reset it, but it wouldn't come on. So, there's a workaround that works temporarily for one load and I have to do it again. The techs ordered the parts, which came in two weeks later. But when the technician came back, he brought a helper, because they're stacked units. So, I didn't have to do anything but let him into a room. And they did it just fine. The techs were very knowledgeable, friendly and courteous. Having American Home Shield saves us a lot of money. We have a second home and a rental home. I bought American Home Shield for all three and I've used them on all three.

    I've been working with American Home Shield for almost two years. Their turnaround time is impeccable, and their service is excellent. My water heater recently broke. So, I needed a replacement. The option was to send out a contractor AHS partnered with. And they sent the contract out. The tech identified the issues. He saw that the water heater needed to be replaced. He explained the cause and took pictures. And he told me that once he got back into the office, he would let the people in the office know. And they would reach out to me to let me know what the next steps were and the pricing.

    However, it turned out that AHS doesn't cover the entire cost so I had an out of pocket cost that I had to cover, which was $1,030. On top of that, I found out from the contractor that in order for them to install, I had to undergo a chimney full inspection which was another 2,000 something dollars. I told AHS I didn't have the money at the time to cover the cost, and the option was either to sign up for a reimbursement cash out. If I could find a contractor that is willing to do it at a reasonable price and send that invoice over to them, and they will reimburse me, they will send me the 600 which they will only cover of that process. And once I find a contractor, send an invoice, they will reimburse me and send that cash to me. I found one. I was so happy. They installed it Sunday.

    My dryer stopped working and the tech who came out to service it was wonderful. The claims process with AHS has been pretty good so far. But a couple of years ago, I had to wait in the summertime for a part for my central air conditioner and that wasn't pleasant at all. It's an old air conditioner and they had to find an old part instead of replacing it. Other than that, I like that with the warranty, I am able to call and get things fixed without having to search for somebody to do the work. AHS should hold their prices down though.

    My air conditioning needed a repair and the tech that AHS sent out was great. He replaced the compressor and since the service, the unit's performance has been perfect. I've also had somebody come out and look at my dishwasher several times after it not being fixed. Then one time, I had a claim for my washer and the guy was rude. He didn't give me any kind of feedback as to when I could expect the part that he was waiting for. So I texted him and he didn't call me back. I had to call American Home Shield and they had to contact him. Then finally, the part came in and he came out and he fixed everything. So everything was great. All in all, it's convenient to have the service with AHS. They always get somebody out pretty quickly and the service is done fairly quickly, too. Overall, the warranty helps me because I don't know how to fix these things.

    I made a request for service with AHS last November. There are roof leaks on the outside of the roof. Also an interior area of the plaster above the ceiling in the living room was crumbling from possible leaks around the chimney. But the primary two leaks are on the outside edges of the roof. My claim was originally referred to a Willfully Enterprises out of Sacramento, which is approximately 90 miles from my home.

    I don't know if they have any immediate subs in this area of Alamo where I live, but it was transferred from Willfully Enterprises over to Roof Doctor Inspections and Repair, one of their representatives came out to assess the leakage points around the roof on the outside and look at the inside plaster damage. He was going to produce an estimate for me, several days went by and I did not receive the estimate. I contacted him directly and was told that I would get one via email, but I've never gotten one.

    Then, I was on the phone with an American Home Shield billing department representative, Ellie, to find out whether I was charged for that visit and she said that I was. It also appeared on my credit card statement that there was a $100 credit. I explained to Ellie that I had not even gotten an estimate yet and I still have a couple of roof leaks. So, I'm going to have whoever does roof repairs come out and have some repairs done to at least two exterior points on the roof. But at the moment, I'm waiting to hear back from Ellie.

    I made another service request in December 22nd for a sewer mainline blockage because there was a pop-up device that had popped up back on the 21st. Northgate Plumbing came out on the 27th of December, their earliest date that they were available. It was quite a long wait for a plumbing service to come out to do line clearing, where we were hearing gurgling noises in our toilets inside the house. But I understand that it was approaching the Christmas holiday.

    Their plumber came equipped with a malfunctioning snake machine to snake out the main lines and he ran into snags and struggled with it. He was also not driving a regular service truck of any kind. He was scheduled to arrive between 12:00 and 5:00 that day and he got to my home at close to 2:00. He spent until about just after 5:00 from the time he arrived, most of which was working on his malfunctioning equipment. Finally, he didn't get the lines cleared out and had to defer the job to the owner of the company, who came out on the 28th. He spent approximately an hour here and got the line cleared.

    That was where I'm questioning the quality of the service. The owner was as professional as anybody could be expected. But from the pop-up at the cleanout where it was backflowing, there was toilet paper debris. I asked him if he was going to clean that up or flush it on down the main line, and he said he wasn't. It would have to be left to dry. Once it was dried out, it would have to be disposed of at that point. We've had this happen once before where the pop-up had overflowed into the yard and the plumbing service outside of American Home Shield warranty who came out cleaned up around the cleanout.

    I'm not suggesting that Northgate Plumbing is some bad company but I would expect that if I'm using American Home Shield warranty contractors, those contractors are going to be very timely, especially in a plumbing blockage situation. If you have a backup in your house due to somebody not being available for five days, there are other plumbing companies out there that will be there the next day, whether it's on Christmas holiday emergency call.

    Other than that, I also had a claim for my stove where the stove guy fixed it, so that went well. But so far, I've had two bad experiences out of the three calls I made to AHS. I'm questioning whether they are the best company for me to be with because of the services so far. If I can't get American Home Shield's contractors out on a timely basis, especially on the most important services, then it would not be right for me.

    My heating unit has been running but I wasn't getting enough heat. It wasn't working through. I did a claim and a gentleman came over. He was a really friendly guy. He ran a few different tests. We looked at the upstairs heater and downstairs heater, and did a lot of stuff I didn't understand. He was very thorough and tried to explain as much as he could. He did a really good job. He suggested I changed a couple of filters. There was no lag to the repair and the unit has been doing better. There were a couple of things that he suggested, too, if it didn't work. On the whole, American Home Shield has been great.

    I put in my claims online through the website and it's very easy to do. Then I get an email from American Home Shield. I usually get a text as well. From there, it also populates inside the website for American Home Shield when the contractor has been assigned and that they'll reach out. Usually, that’s within 24 hours. But they provide me the phone number so that I could reach out as well. For both properties, the contractors have always been out, did their job, and did it well. It's gone very smoothly. Prior to the two properties that we currently have, my previous home that I sold was with American Home Shield as well. I've always used American Home Shield and they've always been great.

    AHS has kept their end of the bargain. They have raised the initial rate once or twice but they pretty much cover everything, although once they would not cover the outside air conditioner unit. The guy that came out opened it up and said there had been varmints in there. How could they send a report to an insurance company saying that it was varmints? To me, that was totally unprofessional. But that was the only one I had any issues with. Other than that, AHS does their job.

    I had an ongoing plumbing problem that got worse and worse. It was something that I had tried to fix because the toilet was still running. So I had replaced the flusher but it hasn't gotten any better. So then I put in a claim online with American Home Shield. When I put in claims through the website, they ask general questions, and then they ask which appliance you're complaining of. Then they give you a list of problems that they cover, what's wrong with it or other to fill in. But usually, it's one of the main problems that's going on with it.

    When it gets to the end part, it says, "Your issue has been assigned to a contractor.” Sometimes it goes ahead and gives you a number or an email will come right back to you and give you a basic number saying, "Someone will contact you within 24 to 48 hours." I had been having some issues with that happening quickly. But this time, it did. Previously, I would have to contact them because nobody was calling me back. It was for my dryer issues and I had to have multiple visits for for them to get that right. But in this plumbing case, it wasn't the issue.

    The plumbers were really nice. They weren't local. They're two cities over. But they live in a small town. So they work in our city. They were really professional and kind. They weren't here very long but they fixed the problem. The toilet has been running fine ever since. With the situation for the dryer, I had to keep calling the contractor and telling them, "Okay. You fixed this. Now it's doing this." But because it was within 30 days when I would be calling them back, they would come back out under the same service fee. I wouldn't have to keep paying them. For the toilet thing, the tech told me, "No. If you have a problem, hold on to our card and everything. Call us back. We'll come back out here and look at it again." But it's been fine. It was a really good visit.

    In late October, I filed the claim to have the contractor come look at my water heater because it wasn't heating properly. It couldn't get a lot of hot water. So, I put the claim with American Home Shield, paid my $100 deductible. It took the contractor over a week to get somebody out. AHS said it was 48 hours, but 24, somebody should call me. That didn't happen. I had to call the plumber that they scheduled. The original call was supposed to be here early morning hours from 8:00 to noon. I took off work to stay home. He finally came to the house and it was 10:00 in the evening.

    By then, the water heater stopped working altogether. He said, "It was just a maintenance issue. We cleaned it out. It will work just fine now." He also said AHS would pay for that. I said, "You do know that water heater is over 20 years old?" So, it's a possibility that it would need to be repaired. Are you sure it's just...?" He said, "We're familiar with these types of things." I said, "Okay." Three days later, it stopped working again. Called AHS, they said it was a maintenance issue. I said that was not what it was.

    I had a free estimate done by another plumber. He said, "It's not a maintenance issue. It's the thermocouple is bad. It is an old machine. It's one of the better ones, fortunately. That's why it's worked so long. But it's gonna need some work. And it's not because you didn't have the product maintenanced. It's just what happens with water heaters over time." He gave me two estimates. So, I called, he said, "You can repair it or you can replace it." He gave me two estimates on the exact type of water heater that I had. I called American Home Shield, I said, "I got a second opinion." They said, "We'll send somebody out for a second opinion." But I already got one and I don't have hot water, which is not good. Cannot be in my house without that.

    I said, "Okay, fine. If you're gonna send somebody out, can I also send you my estimates?" They said, "We don't need them. We're gonna send our contractor out." I said, "Okay, fine." They sent a contractor out from east of nowhere when there's so many local contractors that have contracts with them. There are local plumbing agencies that have contractors with them, but they never call somebody that's close. These places say they service all of the areas, but why not call somebody that's in close jurisdiction? This guy was very nice. He tried his best to get here. But neither of these times was it considered as I need it as a priority. I can't not have hot water in my house.

    They said, "We don't consider it a priority." I said, "Now that it's the second time because the first person you sent didn't fix it." They said, "We'll send that one back." "I want a second opinion. That means I don't want the same plumber." So, that next plumbing guy called, came, and said, "It needs to be replaced. You just need a new water heater at this point. Yes, maybe a bit of maintenance here and there could have done something, but the machine is over 20 years old. This is normal. It's one of the better ones." He said the same thing. It has worked longer than most electric or tankless water heaters work. He said, "You guys bought a really good one years ago. I think it should be replaced. I'm gonna try to get you up and running."

    Because by that time, we were getting close to Thanksgiving and he said, "I don't want you to be without hot water for the holiday. I'm gonna report to them that you should replace it. They should replace it and I'll get back in touch with you and see what they say." So, he got it at least to start working, it worked for a couple of days. I called American Home Shield, they kept telling me 24 to 48 hours. I said, "24 to 48 hours was a month ago." I need faster service. I have the policy for a reason. I can see waiting a week to get things resolved. Not ideal, but not unreasonable. It becomes by the time they don't return your calls until Friday, you can't get anybody to come out to your house on Friday afternoon or Saturday. So, I called the plumber back because it stopped working again.

    He said, "I told them that they need to replace it. Let me try and call them again, put another memo in the system to my report to say I'm recommending a full replacement." We waited and waited, they finally agreed to replace it after the plumber has already said to replace the unit. It doesn't make sense to spend the money to repair it. Just replace it because it's gonna keep happening. So, went round and round and he offered to order the water heater and install it. All they had to do was reimburse. And they said, "No, we're gonna order the water heater."

    We're into December 2nd by this point, still no water heater. They didn't order the right one. The plumber told them the exact model. And they said, "We couldn't find the original water heater." I said, "It's impossible that you can't find a Bosch water heater. They're one of the top companies that make water heaters in the country." I can see if it was a supply chain issue because I understand that that is a problem.

    You never get somebody that speaks English and I try to be nice about that, but they read from a little document and they can't answer any of my questions. I've had to be transferred to supervisor, to resolution line. "We can't transfer you there." "Why not?" You can talk to them, but I can't talk to them. I need somebody who can make a decision. I finally got them to agree to let him order the water heater, which took another week. He ordered the water heater, took two weeks. We're now midway December. They come and he said, "It's gonna cost you $1,070 because it's an upgrade and because you need a new waterline, larger connectors for your waterline and your gas line." I said, "Had I known that a month ago, I could have planned for that. You're telling me in the end of December at Christmas that I need to come up with $1,075, which I do not have."

    My cousin is a certified plumber. He said, "Tell them to just do the basic install, don't connect anything. I know exactly what it needs because it's the same thing we did with yours." He and his father put the original one in. He said, "You have half-inch in there now, you cut the pipe, solder on a connector. It's like an adapter but for plumbing. And from the actual water heater, you have quarter-inch pipe going to the adapters, then the half-inch pipe going to the regular lines outside. That will suffice. That will cost you $200. There's no need to spend $1,070 on that. I've been doing this for 35 years."

    So, I called American Home Shield and said they told the plumber they wouldn't approve that. And if he did that, he would have to pay for the water heater himself and they wouldn't pay for any service. And they said, "You have to do the buyout option." After they have taken two months. It's almost two months now we've been without water, you don't think AHS people could make an exception, cover the cost due to the inconvenience that they have caused me for two months having to go next door and shower, boil pots of water? It makes no sense. They said they would request it. They came back, "No, your policy says that we don't cover anything more than over $1,000 and his work and your upgrade is more than $1,000." I said, "But I could have prepared for this had you sent the right plumber out in the first place or had you just ordered the same water heater that I had. They said, "We couldn't find that one." I said, "But I found it."

    They said, "We have to order it through our ordering process and our retailers." They ordered this thing off Amazon. I said, "Okay, fine. What does this buyout consist of? How much is it gonna be?" "We can't tell you that. We can send it to that department and they'll get back to you 24 to 48 hours." I just got a phone call yesterday that they will send a check out either Tuesday or Thursday. That's when they cut checks. It would most likely be sent out until Thursday. I said, "Can you expedite the check since we're going into month number three now." They said, "We don't do that. We just cut the check."

    I spoke with customer service, I spoke with the escalation line, I spoke with a supervisor. I finally spoke with the team that does the appliance buyout so that I can purchase one on my own. They finally called me to say that, "We can't do that. The check will go out Thursday." And that was after I had to call because they were supposed to call me back. I have called them every day or every other day or every two days for two and a half months now. They were supposed to call me back Friday and give me a status update. Never happened. That was a supervisor.

    I called one day and they said, "Let me transfer you to the closeout department." "But you couldn't transfer me last week." I said, "Fine, I'm not gonna argue. I just want this resolved, send me my check. That's why I pay my premiums on time, autopaid every month. Never missed a payment. Can you tell me how much the check?" They said, "It's for $2,800." I said, "So what was the $1,000 that you couldn't go over? Because I found that water heater for less money than what you're paying for it." So now, I have to wait until next week to get a check, and my cousin will buy the water heater and put it in. I am getting a new home warranty company. So, I'm just waiting for this issue to be fully resolved, and I'm gonna close my AHS policy.

    I just had a claim to American Home Shield about a couple of months ago. It went very well. The first time, it didn't because the techs put the wrong one in, but they charged me for it both times. The second person that came out to put the element in was great. He was very friendly and professional. I had a lot of claims with AHS, but that's the only one I had experienced I got charged double for. I also had a claim for the washing machine that went out.     The driveway was flooded with water. A pipe under where my washing machine is had come undone. The person who did it originally didn't use the right glue. I had to turn the water off out of the main because I don't have a shut-off in my house. I didn't have any water and the contractor came out as soon as they could. Originally, they couldn't come out until a week later but I told them that was not okay and they came out the next day in the morning. The tech fixed it right away and used the right glue. He waited until the glue set and double-checked it. It's been good ever since.

    I bought this home a month ago and it has this weird walk-in shower that faces out, and the knob on the shower came off. I tried to put it back on so if you turn it one way, the handle comes on. If you turn it another way, you have to lift the handle, and the top comes on. I managed to get it to where the side came on, but I couldn't get it to where the top came on. But I didn't hear anything, and it got really, really humid. So I thought maybe it was still running behind the wall. Because in the bathroom and the bedroom and then that side of the house, it was 70% humidity. Either there was a leak in the shower or somewhere here because the humidity was so high.

    When the plumber came out, he fixed the knob and told me to get a new one, but he made it to where he showed me how it works. Then he checked and turned off the water at the line to see if there were any leaks anywhere. He said there weren't any leaks. Then he checked the wall and the shower. He said that it was a really poor installation and that, "Now, you could hire us and we can come out and do over. You could buy a new shower thing and we'd reinstall. But it wouldn't be part of that ticket."

    The plumber said he was gonna go outside and told me, "Let me go see if they'll replace it." So he called in to see if they would replace the shower unit. He said that they would have to take out the tile. But otherwise, the shower is working. You can turn it on and the rainfall thing comes on, you just don't want to put the knob back on and turn it to the right, which turns on the handheld because you may or may not be able to shut that off. But he said that he couldn't find any leaks. So he called in to see if he could replace the showerhead and replace that whole thing. It still gets pretty humid back there but not as bad. I noticed when it gets rainy outside, it'll get 60% humidity in that whole side of the house. But overall, the plumber was awesome. He understood my concerns. He figured everything out and then he explained it.

    They've fixed my stove when it shorted out and my microwave and they replaced my oven because the part wasn't made anymore and my dishwasher, which was getting old. I went to Lowe’s on December 3rd and ordered the dishwasher and the oven. They said it might take a couple of weeks because the appliances might be not in stock. Then, I got a call that they were in stock and that they would call me to set up a date to install it. Last Thursday, they still hadn't called me so my son talked to the installation place. Within 15 minutes, we got a call back from the installers and they said that they would be here Thursday so I'm waiting to see.

    Also, Lowe’s offered a rebate on the installation of the dishwasher and I got an email back saying they received it. But then, I got an email saying that something's wrong with the rebate and they're not gonna honor it. Right now I'm very frustrated with Lowe's. Other than that, I'm very happy with American Home Shield. When we were having over 100 degrees weathers for five days longer, the air conditioner went out. The contractor couldn't come out till Thursday so I called American Home Shield and they okayed to go with other vendors outside of what they offer. The unit was fixed that day and they reimbursed me for the charge. I've had excellent service with American Home Shield.

    Last year in August, I had an AC unit that was not working properly. It was a 4 SEER. So, they ordered a new one. I paid the deductible. They installed it, but it's an 8 SEER. So, since I've been having that issue, I've been calling the other technician that originally installed it. He was supposed to come. He never came. So, I had text messages between he and I since the date of installation all the way up until this year. Fast forward, American Home Shield sent a plumber instead of an air conditioning/heating system person. So, it wasn't really his thing. He listened to it and he was like, “I couldn't tell you ‘cause it's not in your piping or anything like that. But I can say this. I think they put the wrong AC unit in your house.” I called AHS back. Now, they wanna charge me. I'm not going to pay this $100 service fee because this technician originally didn't do it. I sent them all the emails and text messages between us.

    The new guy came out. He's an AC technician person. He said, “I know what it is. You're getting that noise because the system is a much higher SEER than the other one that you had, that it's strong, so it's causing the pipes to make that noise, that knocking noise. So, it only happens when you turn on the heat but not with the AC. Basically, it expands. It's something inside the wall where the pipe expands.” So, unfortunately, because they put the wrong SEER in the house, I'm gonna have to live with that, not unless I wanna come out of my pocket and have all the piping redone. I'm not willing to do that because the technician that came originally should have known.

    As far as American Home Shield’s customer service, I really can't understand anything any one of them is saying because they all come from another country. So, you have to try to make your best and repeat what you thought they said and they say either yes or no. AHS does a good job of sending out technicians to do a survey on what the issue is. It's just they need to have companies that consumers know because they're sending companies that do their own business.

    The heat wasn't coming on. The tech initially came out and looked at it. He clicked it on, and it came on. But before that, I tried to turn it on and it would not come on several times. After he left, it wasn't cold so we turned the heat off. When we turned it back on, it wouldn't come on again. The tech told me that I could call him back and he would come back. But it wasn't within their time frame. So I had to put the claim back in for them to come back out. Then he came out and looked at it again. He cleaned something out and it's been working ever since. We can turn it completely off and turn it back on and it's still working.

    For any issue that I've had, American Home Shield has made sure it was taken care of. So they've gone above and beyond to make sure whatever issues I've had is taken care of. I hate the rates went up, but it's worth it. I've experienced nothing but good things with them because even when they had to pull my stove out and make a hole in the wall, they made sure that another company came out to repair the hole in the wall.

    I am very pleased with American Home Shield. If I called today, somebody might call the next day or later that evening. Depends on the time. The time constraint has never posed a problem with the contractors coming out. And they would always call and set up a time when it was convenient for them to come out. I called AHS to see if they could send someone out to check an electrical outlet for me. Because I got confused. I'm hitting the switch. But that company could not deal with it. So, AHS sent another one out who does everything. He was excellent. I thought it was my outlet, but it was that old surge protector I had for 20 years. He took care of it immediately. Even though it was a surge protector, he said, "We want to make sure that the outlet is okay." So, he went around and checked my outlets to make sure everything was okay.     The contractor came out because my washer was making a bunch of noise. But it took them four times to come out here because the parts were damaged when they got shipped to my house. So then the tech had to get new parts, and then he came out and fixed it. But he was really great. The contractor was really good. I like them.     American Home Shield has repaired a washer, and our refrigerator and ice maker. So, I'm grateful to them. It's taking care of the need. Especially now, because I'm in Texas. I gotta transfer for my job and fly back every couple of weeks to be with my wife in California. So, it keeps me at ease in knowing that I have coverage on things that could be repaired. You'd be stupid not to get AHS.

    I only called the repairman because I wanted to let my wife know what time they would be there today, because I was there for a week and a half over Christmas when the heater stopped working.     The lighting in the kitchen got so bad that if you were gonna read something in the kitchen, you couldn't do it. If you were gonna cook in the kitchen, it would be pretty horrible because of the light. It was pretty much like that in the bathrooms, too. As far as the bulbs go, some of them were dim and some were completely dead. They wouldn't come on. I notified AHS about it on the phone.     The last claim was my thermostat on my furnace. The temperature kept dropping in here. We had the thermostat up to 74, and the temperature in here was 66. When I would turn it up, it would kick on, but it would go back off. It did that one other time when we first moved in here. They told me it was the thermostat was bad then. So, I just figured what the problem was this time.

    American Home Shield messaged me back to tell me they had submitted my claim to Kingdom Enterprises. I got ahold of the tech to find out exactly what time he would be here. Because one of my parents had a doctor's appointment I had to get him to. But we worked it out. My dad stayed here and waited and he handled it for me. The tech put on a new thermostat.

    In the past, I have not been satisfied and I let AHS know about it. I've only had a couple of problems. We've been living here for 13 years. And the stove, they come out from Sears, and the man that usually comes out to work on the stove or refrigerator or washer and dryer didn't come that day. AHS sent another repairman, and he was so polite. But he didn't know what to do.

    He broke the face on the panel on my stove. I didn't complain about it because I'm hoping to get new appliances and that would be an incentive for my husband to give me a new stove. But I had a problem with that guy. And they had to come back out. What he told them was wrong wasn't what was wrong. And it took him three weeks to finally get my stove fixed.

    The other problem was the first time AHS sent Kingdom Enterprises out, he was supposed to show up but he didn't. I didn't hear anything from AHS. I waited a few more days. I called him and said, "We're getting cold in here." I had a little space heater and the oven going.

    What AHS conveyed to me was he had fallen that day, somewhere on a job, and hurt his back. He would never gonna come. But nobody let me know that. If I hadn't called back, we would have still been sitting here waiting. So, that made me mad. And the next time they said, "We're gonna send Kingdom Enterprises," I told them I would not deal with them anymore. They should send somebody else out. So, they did. They got it all taken care of.

    This time when they said they would send Kingdom Enterprises, I was, "Umm." The rep asked, "Is there a problem?" I said, "We'll see how it goes." He showed up, on time, had the problem taken care of in nothing flat, and out the door he was gone. He was polite and him and my dad chatted. He was pleased with him. So, everything went well. When we got home, it was warm and we've not had another bit of trouble with it. My husband likes this one better because the numbers are bigger, easier for him to read. And it has a little light on there so he can see it in the dark. He was very pleased.

    I used American Home Shield in 2021. It was bad. We had an issue with the hot water tank and the aircon. It took weeks for them to assign someone to come and have a look. It was hard. That was for my rental. So, the tenant has been complaining. We got stressed. We ended up replacing all the units, so we decided we didn't wanna sign up with AHS anymore. But we finally signed up for our own house, and so far, the response is fast.

    The last claim was for the fridge. I just asked for a service, and AHS sent their subcon to have a look, and from his diagnosis, it had to be replaced. AHS gave us a link for us to choose which one. But none from AHS, from the suppliers or the delivery gave us any confirmation of when it would be delivered. Even when I looked at my account in AHS, there was no update of when it would be delivered. So one day, the guy who delivered called us and said, "I'm on the way. I'll be there in 30 minutes." The good thing is my husband is at home. Also, it was rough the way the guys who delivered the fridge worked. They didn't treat the fridge gently. But for AHS itself, we're happy with the fridge replacement.

    We had a leak in the ceiling and it was coming from the bathtub. I put a claim in and within two days, somebody was out. The repair man was quick. He explained what happened and he had the parts as well as the tools and equipment needed right there in his truck. It was a pleasant experience. American Home Shield can do better though.     I was under the house and noticed that some of the ductwork looked like it was a little patchy or needed to be taped up. I asked for a person to come over from AHS. The techs came over and they looked at that and said that they could use some tape and they could tape it up right then if I wanted. We were also looking at a place where some water got into a duct. They said that they would definitely submit that to AHS and see. Then they left.

    AHS said that they would not fix the water because that's an exclusion in their policy. I said, “Can they at least do some of the taping they mentioned?” They called the people back. The people denied having mentioned any taping. The contractors then called me back outside of AHS and offered to replace just tons and tons of feet of vents. I said I wasn't interested. I also had a claim with AHS where they helped with an electrical problem and sent someone and that worked out well.

    For our recent claim with AHS, there was water leaking out of the refrigerator all over the floor and there was a risk of getting water on the next condo below us. The first company didn't wanna come out. But when the second company did, they had a great attitude and they came out within a few days. However, we bought a new refrigerator and AHS is supposed to reimburse it. They kept on saying they mailed on the 9th, but I don't know they could have done it on the 9th because they didn't come out to the 9th. They couldn't have mailed the check that quick.     The dryer's belt fell off 'cause I didn't know how to unscrew it. The rep was very helpful and there was a lot of communication. I got a text on who the contractor would be as well as the tech's name and their phone number. My roommate took the tech to the laundry room. The tech took the machine down, showed my roommate the belt that was off, put it back on, screwed the dryer back together, and then made sure it worked when he left the premises. The value of AHS is great and the turnaround time for getting stuff fixed is phenomenal. AHS is very friendly and they understand what's happening. They don't lag on certain items.     Our central furnace/ACE unit was running constantly. The fan never turns off. The techs replaced the fan relays but they haven't finished fixing it. We have supply chain issues which aren't AHS's fault. They have sent me email updates saying,"We're still getting the parts" and we've gotten those from the sub-vendor as well.

    There are loopholes that AHS is effective at controlling. The warranty says they cover your furnace and AC. But both of the service people that I've talked to who are knowledgeable and have done these repairs for a full change out said they don't cover the high ticket parts of it. I also found out about their questionable practices in terms of air conditioning where the first 10 pounds of coolant is covered. But the additional 90 pounds of coolant that you need would be another $1,000. That's the biggest challenge.

    Additionally, the price of the warranty has gone up this last cycle and so I'm gonna cancel it. I'm stuck in limbo because the parts are ordered, if I were to cancel my service, they would not finish the repair. We've had a couple of things that got repaired by them but like most insurance things, their goal is to not go past what you paid in. For the $540 a year I pay, I've had a trash compactor replaced and I got a substandard quality one worth 75 bucks versus what I had. Every time, my service fee is $75. I could have just put it in myself. But they haven't hosed me yet. I haven't lost money and I haven't won anything. Other than that, the claim submission process is very effective.

    The symptoms of our dishwasher were blinking lights and water was leaking out. It wasn't clearing all the water out of the dishwasher. The request was over Thanksgiving time and the only issue was the length of time it took, to get the part and to get it fixed. Otherwise, the people that came out to work on it were really good. The first gentleman that came out treated it one way, and he could have diagnosed it a little better, but I hadn't videoed what was going on with the dishwasher to show him. I can only tell him. The second man that came out, I videoed it and showed him exactly what was going on, so he had that advantage. He plugged into it, got some codes, and knew exactly what to get, then the two parts came in.

    Another gentleman came back and fixed our dishwasher. A little valve had corroded inside, and he just had to replace it. It took a little while, but the dishwasher got fixed. So, we're fine. We have had American Home Shield for many years, and the vendors get things fixed. Sometimes I have a claim for high-end appliances, like Bosch, and they always know how to fix those.

    Every time we moved, we get American Home Shield, and we've had it in Texas, in California, and out here in Minnesota. We put in our claim, and they come out and fix it. It's been that simple, except for one horrific event in California five years ago. The request was for a pipe on the second floor in the bathroom in the wall. The repair man had to work on it, and something happened. I was down in the kitchen with my daughter and water started coming through the little light holes. We had recessed lighting. I knew how to turn off the water in the garage. So, I ran and turned off that water, but it stained the ceiling in the kitchen. The thing is, the man that worked on the pipe denied it happened.

    I thought I saved American Home Shield money. I should've grabbed my phone and started videoing, but then I would have been one of those people on the street who see someone getting attacked and they just record it. They would have had to take care of the whole floor and the ceiling in the kitchen. It would have been a horrendous, expensive mess.

    If anything goes catastrophically wrong, having a home warranty gives me comfort.     I lost power to my outdoor outlets in the front and in the back. We don't use them that much, but when we decided to use our outlets for Christmas, they didn't work. We pushed the reset button, and they didn't work. I flipped the switch, which is on the breaker box, and that didn't help either. I used the online features and told American Home Shield I had a problem with three outlets. One of them was inside. We moved my grandson's bed, and when I plugged it in, I saw a spark.

    American Home Shield could have fixed my dryer. It stopped working the week before Thanksgiving, so I filed the claim and they referred me to this company in Leesburg, but they didn't work the week of Thanksgiving. I had to wait the following week and the part had to be ordered and supply chain nonsense. When the repair man came in, he supposedly fixed it. He gave me this story about, "Oh, it's reprogramming, so you can't use it until in the morning," and he couldn't wait to get out of here, so I knew something was wrong. My dryer didn't work, and I got the exact same error message that I had before.

    I've been without a dryer now for seven weeks. The A&E Service is coming out today, and I would have had them earlier, but then I got stranded with the southwest mess. I just got home and they're coming today and, hopefully, they'll get it fixed. Overall, I still would recommend American Home Shield's service as a 5. I don't think they realized that the company that they were using were so incompetent. Normally, the service providers are good.

    We made a claim for a dishwasher sometime in the fall. Originally, Kingdom Enterprise came out. They opened it and ran a cycle. They cleaned the filter. Then the guy came back and left these two tablets on the front porch for me to use. I used those but the dishwasher still was not working efficiently. I contacted American Home Shield again to let them know that the problem had not been resolved. Upon that phase, I told them to re-dispatch it out to the same entity. However, I requested that it'd be a different individual because the person who came out previously was extremely hard to get ahold of to schedule the first time. They never reached out to me on their own. I had to call three to four times for them to come out.

    When American Home Shield scheduled the second time to the same entity, I again did the same thing. They never called me. American Home Shield eventually got ahold of them. He said that nothing was wrong with our dishwasher. I asked for a second opinion. The gentleman that American Home Shield sent out did a very thorough examination of the dishwasher. He pulled the entire dishwasher out. He checked our heating element and ran multiple cycles. The part that went bad would cause my dishwasher to not be able to disperse enough water so it wasn't filling up with water and enough water wasn't in there to clean the dishes or dry the dishes thoroughly. He replaced that part and it's been working beautifully ever since.

    The claim process is very simple. It's expedited. There's not a long wait time before you hear back from the vendors. With the exception of that one vendor, anybody else American Home Shield has sent out has been excellent. I didn't have to go back and forth with American Home Shield about anything. When appliances needed to be replaced, it was not arguable. We have been highly impressed with the service.

    I've been with AHS for a very long time and I had a bad experience when they sent somebody to assess my damages. They sent Pipe Down Services, and they made contact fairly quickly and were out here within a few days, so it made it pretty easy. They were professional, very courteous and took care of the issue pretty quickly. American Home Shield has really taken care of me. We've been happy and we feel like we're in good hands. If I ever have an issue, I just go online and make a service request. The $75 service fee compared to some of the prices that contractors charge is a pretty savvy deal for me.

    The faucet was leaking. I had my contractor come over and tighten it, and he said it was not gonna last long because it looked like the base of it was not lining up and it was gonna leak again. So it leaked all over the kitchen. But American Home Shield did not cover the faucet, which should have been covered. I even bought the faucet for the company so they didn't have to pay out of pocket. All they needed to do was install the brand new one. The first time the company showed up, they didn't do it. I was communicating back and forth with the guy by text and calling him because I couldn't go to my dad's house with COVID. So they ended up not doing what they were supposed to do, and I was very disappointed with the coverage. I might switch to a different company if that's how American Home Shield is gonna work.

    The contracted company called me and they wanted to make almost $300 off of me. But after I had a bad episode for the first time, and then the second time they came out, I could clearly see that they just wanted to make money and they reported that there was nothing wrong. I was not happy. The experience was not good. It may or may not be for every situation that could potentially occur, but it was really slow. The faucet would have kept on leaking if I didn't just do something and say, "Okay, they're not gonna do it. Let me just get my friend to do it." I'm dissatisfied that the turnaround was so long. If we didn't nip this in the bud and we kept on going the way we were, we would have kind of done way more damage.

    The contractor that came out for the furnace was good. They were able to come by the same day, but they didn't have it fixed until they replaced the circuit board. So they had to make multiple trips. But it heats up now just fine. When I filed a claim for my AC, the contractor came by and looked at it. It was leaking refrigerant and it was low on refrigerant. So they filled it up. But they said that it would need repair to do that and then American Home Shield said that they would cover it. This happened sometime in October last year and the technician said that they would not be able to repair it because of the weather. Then American Home Shield said that they would have to close out my work order and I would have to file another claim next year when it's warmer for them to cover it. So I would have to pay another 100 bucks even though the condition is known.

    We've had problems with other companies particularly those for electric. But the one we had for a leak in the bathroom sink, Advanced Plumbing, was very good. The tech had gaskets in his truck and he was able to fix that. It was a job well done. We also had a drain that was chronically clogged and he was able to fix that with a snake really fast.

    We have a pond in the backyard that is filtered by a pump. AHS doesn't cover that. I've asked them time and time again why they don't cover that and they couldn't give me an answer. In all 25 years of us living here, that pump has only gone out once and we had it replaced to the tune of $300. It'd be economically advantageous for AHS to cover a pump like that because I would have been paying money every month for that pump to be covered and they would have more than made up for the $300.

    Also, the overall experience when I've had to contact AHS has been rather unsatisfactory because I get an agent who really wants to not elevate my concern to management's attention. They're very reluctant to do that. Maybe they tell me, "Oh, yeah, we'll go ahead and bring it," but I never hear a word back from management saying, "This was elevated. We are addressing your problem." It's not good customer service. I worked with an electrical company that has been very unsatisfactory and I made a complaint. I told AHS to take them off their contractor list. Again, I had no response on that from them. It's like lip service when you call them and it's not a very happy experience. They don't really care to hear my feedback.

    The warranty has been helpful on a lot of my plumbing issues and some pool things. But, I've been turned off by the service lately and by some of the ways American Home Shield has been getting out of having to cover claims. Recently, I had an outlet issue. The tech was very nice. He found the issue very fast and I was happy with that.

    The only issues I've had were with my pool vendors. I had an expensive piece of equipment burn out the motor. The tech said, "I can't cover this because it looks like a lizard got in there. It burned out the motor because it got caught up in the system and it fried everything.” I said, "I understand. But we're talking about a lizard that was trying to stay warm and it burned out the motor.” I ended up having to pay $700 out of pocket when I was hoping the insurance would kick in. Some of the discrepancies between what's covered and what's not are kind of tricky. Plus, the payments keep going up every year but the things that are covered go down.

    The coverage as of late has been disappointing. Even for a shower issue, I had a guy come out and they said, “Nope, American Home Shield won’t cover that.” I asked, “Okay. So what's my alternative?”. They said, "Wait for something else to completely break and we can wrap it in. That’s the only way that American Home Shield will cover it.” Other than that, if I file a claim online, the response is immediate. I give their turnaround time kudos.

    Appliance Connection, the contractor, came a couple of weeks ago and the technician was great and very nice. This last time, the freezer was at minus 9 degrees and the refrigerator was 47 when it's supposed to be at 37, and it wouldn't adjust. So, they were supposed to come out on Wednesday. I was in the middle of a call for work and could not pick up their call. They called a couple of times.

    The last time, I called right back after they called and they canceled the appointment. So I was very upset about that. The guy said they came out many times and nobody was there. I said that I talked to somebody two days ago and made an appointment. They put me on hold for 10 minutes and the guy could have turned around and came back. But he said it was too late and I would have to reschedule. So, I said I would have it rescheduled for the 11th. The guy said I would get a call the night of the 10th to confirm. Nobody called me and the guy said that their system was messed up. So I'm not happy. The technicians for Appliance Connection are great but their management is very rude.

    When I originally called to set up this claim, it was gonna be three weeks before somebody could out and that was unacceptable. AHS has got 50 million different vendors and they should look at their database. The rep said he couldn’t do that. He told me to give him a name and then he would look it up. I said Appliance Connection’s good. They said they would have to send something to them and they would have to call me. And that was what they did. So, there have been very little times I've had a claim that it's been within a day that somebody's out. It's usually a week.

    American Home Shield has been great about half the time. I had a situation with a dryer and I had to have a new dryer. When they got it here, I explained to American Home Shield that the dryer was on top of the washing machine. It was in a closet and it was a stackable. When I got here, the guys came and saw it. They said they couldn’t install it because they couldn't touch my washer so I had to do the installation myself.

    This last time was the only issue I've had other than I can hardly understand everybody that picks up the phone. They speak broken English. I tried to use the automated as much as I can, but it didn't give some options, so I ended up having to talk to them. I've had a lot of claims with AHS and the ones that’s gone fine outweighs the bad ones. The biggest thing is trying to explain to them what's going on. Like the thing with the dryer, nobody would give me an update and I would talk to them and they will just repeat back the same thing they said before, because there’s a language barrier.

I got good service out of them. They were pretty good other than the fact that, occasionally, you run into issues with getting parts. It may take a little while to get a part.     We had two work orders. One was for our electrical outlet which was solved really quickly. The other was for the garage door. The contractor has come twice but still wasn't able to fix it. Now they're coming a third time. We asked if we could switch to a different contractor since the current one was not able to resolve the issue the first two times. We were told that the contractor was not able to switch. That was a little frustrating.

    Also, one of my claims happened on a Friday and we were not able to get anyone who could come over the weekend which is very inconvenient. So we had to try to find a third-party contractor. Other than that, my experience with them has been pretty good.

    Some of the contractors were quicker than others but all of them got the job done. With AHS, it's helpful to have it all in one place. There's no stress of having to research to call someone to come out. It allows for it to be quicker. It eases some stress of potential problems that could arise down the road. Our icemaker went down and the process took a little longer. But with other more urgent things like an AC problem or a leak, those were taken care of very quickly.

    I'm not real happy with American Home Shield's service. I called today to talk to someone. I got someone with an accent so thick I could barely understand and she was obviously speaking from a script. I wanted to speak with someone that would talk to me in a conversational tone and that would answer my questions that I could understand. It irritated me and I wanted to get off the phone. I didn't want to deal with her anymore. If I run into that every time, that's enough to make me want to switch to a company that has local customer service.

    I was calling because I was having issues about coverage with this service guy that we dealt with. I got all that figured out but we're not going back to that service contractor. Everything they did was fine. It's just the wait time to get service was long. Also, they gave us an estimate on additional service but it's not covered by American Home Shield and it seems a little dicey to me. They're supposed to fix the problem and they can't but they're gonna charge us $450. We're gonna pay on our own to have another plumber come in and check out the system, to make sure that what they're telling us is correct because I don't trust it.

    Also, we had to pay $220 for the furnace claim. It states on there that it was an incorrect installation and that wasn't covered by our policy. And then it says, “part removed previously,” or something like that. That's what American Home Shield hung onto and that's why they denied the claim. But our contract is supposed to cover inappropriate installation as well as low maintenance. The contractor, Cub Heating & Cooling, was great, though.

    My husband is ready to cancel American Home Shield but on the furnace thing, even with paying the 220, we saved close to $1,000. Also, I have American Home Shield on another property that I co-own and we haven't had any issues there at all. I don't know if it's just the contractors we're dealing with in our area. But if I run into a couple more claims where things aren't covered, we're gonna look for another company.

    AHS is a horrible warranty company. We had a home warranty with them for 5 years. During that time, we requested service on our fridge and dishwasher. Each time, I had to recall them because the parts broke within a week or two of them being fixed. The final straw for me was the most recent time. Dishwasher wasn't cycling, so we requested they come out and fix it. The contractor was super friendly and fixed the dishwasher. He even noted that the gasket was worn out and needed repaired. He threw out the gasket and said he'd be back. When he came back, he never brought the gasket and the dishwasher started leaking.

    After a recall, he came back out and fixed a different part (told us the gasket wasn't important and wasn't the issue). Well that didn't solve it and the dishwasher continued to leak. After a second recall, AHS sent a different contractor who noted that the gasket was missing and was causing the leak. AHS stated they wouldn't cover the replacement because "missing parts" aren't covered... even though the first contractor threw it out and said he'd replace it. I escalated the situation with AHS customer service multiple times and they never solved the problem. After a month of a leaky dishwasher, I had to hire an appliance company myself to fix the leak. This company is unethical and will take your money. I highly recommend a home warranty, but not this one. Go somewhere else.

    The washer and dryer weren’t working properly and the service that the contractor provided was great. They fixed what was wrong with it and it’s doing good now. I like American Home Shield. But when I called them the first time, they didn't tell me that I can put more than one thing on there. So, I called for the dryer and put in a $100 deductible. Then the next week, the dryer started acting up. It was acting up the same time the washer was but I was under the assumption that every time I did a claim, I had to do $100. I only got $100 for the pay period so I had to wait till another pay period to turn the dryer in.

    When the guy came out, he said I could put it on the same ticket. So I called AHS back. They said that since the repair guy already left, I have to put in $100. I asked why they didn't tell me that I could have put all my appliances on that one time. I had four things that went out which includes the microwave, a dishwasher, the dryer and the washer, and I also had the garbage disposal. So, I wound up paying $300. I know now, but AHS should have told me that. I could've saved $200. Still, I'd tell people to get American Home Shield but be aware of the deductible and putting more than one thing on one call. I will tell them the things that I learned and it will help them. AHS is worth it.

    I got a family of seven people. I need my washer and it's cold. I won't go to the laundromat. So, I call this guy that I knew before. I got a secretary and I talked to her about my mom being a senior citizen. I don't know if she pulled some strings, but she got it in and the guy came in the next day. But if I hadn't called and pleaded with her, it probably would have been a week. AHS should move a little faster on the process. It took a little time for them to come out.

    I had five claims. American Home Shield was fine. But it's their referrals. One of the companies was American Plumbing Inc. They're just a scam. Those guys come to the property and say, "This is not normal wear and tear" and go. And when we got a second company, they fixed it in five minutes. That happened two times the last month. And we're done with them. I've used AHS for over 30 years. They're good most of the time. And they helped with the second company. But the company that they hired was nothing but trouble. They should fire that company.

    The companies that they know that just get reports that they're not going to fix and it's a force damage, they see that, very often. But if I had out of two orders, two of them said, "This is a force damage," which they don't cover, that means that there are a lot more other people that have the same thing. And that company has to be investigated. AHS is just referring the same company to others. And the first time, I was very furious. The second time, I said, "Maybe let's try this time, and let's keep them coming." But the same thing happened again. That's what they need to do in order to take care of business.

    I had a toilet leaking. The contractor came, it took less than five minutes, they repaired it completely. In that case, I was satisfied. Recently, the faucet was leaking. The tech came out to repair that, but we couldn't shut off all the water. So, he couldn't fix it. This plumbing system is unique. The water heater is in the next building on the rooftop area. It’s high, we couldn't stop the water unless we block the whole complex water. He told me that in order to completely block the water, it would cost us 1,600.

    This year, at another property, the water heater was leaking so we had to replace it. The American Home Shield vendor requested me to pay 1,200 extra. That is for the upgrade and new requirement. It’s not covered by the home protection company. So, I checked with AHS how much they would pay if I had it fixed. They said the cost they could cover is $820 and I had to pay an additional 1,200. I was also very disappointed.

    American Home Shield takes care of everything I asked them to that’s in my contract. If it's not there, there's nothing they can do about it. My parents also got them. We all switched over to them. Recently, the pump in my washing machine came loose and the washing machine wouldn’t spin. I went on the AHS website. And they had this thing where it says you could do a video with the rep, and they could send that video to the tech. I did that with her.

    It was hard at first because I couldn't get it connected, and I kept just hanging up because she could hear me but I couldn't hear her. I wanted to leave it alone because I just did the order online, anyway. But she ended up calling and we ended up getting it together. I showed her when she asked the question to see what was wrong. I turned it on. I showed her what the error code was. She took pictures of the model number and serial number to the washing machine. And that was it. They assigned the technician to come out, and he came out the same day.

    The tech put the pump back on and said it would not hold, but he had to order the part. When he ordered the part, it took a couple of days for it to come in. But it finally came in and he came and put it on. Mike was nice. He showed me what had happened, how it came apart. And he told me he would put that one back on. But when he came in, he took the whole thing off and showed me the actual piece, and he put it back on. He said, “You should be good now.”

    The dishwasher wasn't working. I did an online claim. American Home Shield gave me the name and the number of the contractor. The contractor then let me know and gave me a picture of who the person was that was coming to repair, and with the time. They were very professional. They took care of the issue. The downside is, every time parts had to be ordered, you have to wait another 10 days or so because of the process with American Home Shield. They had to contact American Home Shield. American Home Shield had to approve the parts. So, there was a delay, which I wasn't so crazy about, in getting things repaired. Sometimes, we've had to get parts in two different cycles. Getting the dishwasher fixed was probably a two-month process.

    They came and tried it, but it didn't work, and they had to order parts. It took almost three weeks to get the part and another several days to then get the appointment. That part didn't work. Then they had to come out and order another part. So, that was not very timely. We were also dealing with my clothes washer, and we also got to a point of they couldn't repair it. It was very quick to get a replacement. Overall, it feels good to know that you can call somebody and that they'll be out relatively quickly.

    I had to get a new water heater. And when the contractor came out, they refused to remove my old one by saying that the old water heater was not draining properly so that they wouldn't be able to remove it. I can't have an old water heater sitting in my basement. The new one is for the old one to be removed. Also, it shouldn't be left on the homeowner. The owner of the company was called by the guy that was out there. But he cut me off. He told me to just put his guy back on the phone. He told the guy to just leave my house. And it was a bunch of back and forth. I've never encountered an owner like that, to just be rude to a customer like that. They replaced the water heater. But as far as the other water heater being left, they didn't do anything. They just left it in my basement. It's still there.

    I've been with American Home Shield for a couple years. I like the fact that if I need home repairs, I could call somebody, and I don't have to kick out the money on my own. But at the same time, I don't care for a lot of the contractors that they use. I still have them. They did repairs and replacements for me since I've had them. It was just that one contractor that they sent me was just not my cup of tea.

    The problem had been going on since the spring with the dryer. Initially, it wouldn't turn on. They fixed that. We've had about five different contractors come out for the dryer. There was one contractor that was supposed to come back and start what they finished. But they never showed back up. We have been going back and forth with the dryer. The last time, the contractor ordered a part and put it in. Then they shoved the old lint filter in the new door, which didn't fit. It was an ordeal. But it has been resolved. Overall, the contractors have been good. They have been pretty on point. Every time I've had to directly contact American Home Shield, they have been more than accommodating.

    The refrigerator was making a noise. The contractor was hateful on the phone and they told me I had to give them a six-hour window to be there. I told them that I work and they said, “Do you want help or not?” I tried to talk to the tech about it. The rep told me, “Well, you can talk with the tech if you want to.” So when the tech came, I told him that I was concerned about the six hours. But he said, “That's how it's gonna be when we come back too.” I decided to keep my mouth shut because I really would like to get my fridge fixed.

    The tech said, “This is a terrible fridge. There's lawsuits about this fridge. You're gonna have to empty it all out. You shouldn’t have so much food in here.” But it was a few days before Christmas. The tech told me, “You just need this part. You need to sign this thing so I can get your part.” I don't even know what I signed. He was out the door in less than 10 minutes. They had to order a part. I've been with American Home Shield for more than 20 years. If this was my first year experience, I would never re-sign up with them. But when I had a disposal go out, the guy came out and he was the nicest guy in the planet. They were there the next day and replaced it. They were good.

    My experience with American Home Shield so far has been very good. They are very responsive. And efficient when it comes to providing repair personnel. I like the reduced cost in repairs and the help that they provide with finding suitable repair people. However, my refrigerator worked for a little while and a day or so later, it stopped working again. The issue has been going on for six months. I sent them AHS a message to let them know, but I haven't heard back from them since.

    My washer and dryer also had some issues. Once I made the appointment, the contractor was booked up. So, it took a week before they were able to come out. But the technician was great. He was very helpful and knowledgeable. He had to get parts. It took a little over a week before the parts were delivered. And he was able to come back and reinstall it.

    AHS sent a company called No Problem Heating & Cooling. There was a big problem because the tech started looking at things that were irrelevant to what they came out for. They said, "Well, somebody cut some wires." We said, "What wires? What are you talking about?" There was no way that we'd be fooling around with wires in our heater because we don't know what we were doing and that's why we got American Home Shield. He then said it was gonna void our claim. He also said that they could get some measurements for new equipment. My husband immediately said, "Wait a minute. You're going into selling already and we wanted you to repair. What's going on?"

    The techs then said, "Whoever was here last, you need to call them because maybe they cut the wires." I said, "Well, this unit has been working since 2016. That was the last time we had someone out and that was Budget that came out in 2016. So what are you talking about from 2016 to 2022 that somebody cut some wires, that it's not working?" Long story short, they sent that in. They said that I needed to call the other person that came out. I said, "Well, I can't call those people to accuse them of cutting wires. They may say you cut them. No disrespect, but you could have cut them because no one touched it. You're the new person on the block, so we don't know. I'm not saying you did it, but I certainly can't call Budget and say they did it." I called the office the next day to say that they're gonna have a meeting. The person I spoke with said that they didn't know what I was talking about. They just gave me the brush-off and told me to talk with customer service.

    I called customer service and the rep said, "We don't know what you're talking about. I normally don't handle that." Also, they wouldn't tell me anything that was on the report. I ended up calling American Home Shield and American Home Shield said that No Problem Heating & Cooling doesn't want to ever come out to our property because we accused them of cutting wires. AHS said, "As a courtesy call, we're gonna call them." I was so grateful that they said, "Well, let me get a second opinion." They sent Budget AC and they got the unit working right away.

    With this bitter cold that hit the midwest, we were so grateful that Budget knew what they were doing. When I showed the tech the unit, the Budget guy said, "What is he doing down there? No one touches that. What are you talking about? That has nothing to do with the blower motor." No Problem Heating was all problems. Budget really came to the rescue and became the hero in our lives. I told AHS to put Budget down for every heating and cooling problem we have. Other than that, I love the people AHS sends out. With any problem we've ever had, there are very knowledgeable people that get our systems up and running. I love AHS.

    AHS works with me on everything that happens. The warranty is a great thing to have. Recently, I got a microwave replacement. The claim has been open for a month now. I’m waiting for the installer so I can send them back the receipt. They said they're not going to be able to install it until the 5th of next month and it's been a hassle with them. But other than that, everything on American Home Shield's end has been just fine. Usually, they sent out people and most of those who have come out are very straightforward on the visit. They tell me what's going on. They go over and beyond and get whatever it is working.

    It's always been a great experience with AHS. But you gotta do your stuff and care for your things for them to pay for stuff. Your things can’t be neglected and then you expect a company to pay.

    The refrigerator repair happened during the Thanksgiving holiday and things got delayed a little bit. The contractor was waiting for American Home Shield to order the parts for them before they could install it. But the right parts were ordered and the refrigerator was fixed.     When the techs looked at my issue, they thought it was the motherboard and it would not be covered. A tech had to call me back the next day because it was a long wait for him to get through to AHS to confirm that. He said it would not be covered and we said we would pay for it out of pocket. Other than that, the contractor was really nice. The main guy came with someone he was training and they were super professional. They had to travel from the Chesapeake area in Virginia which is a four hour drive on one of the coldest days. They came that far to look at my garage door and back again. I was super happy.

    There was a leak in my bathroom when we flush the toilet. A gasket needed to be replaced. The plumbers replaced it really quickly and we haven't had a problem since. They were very nice and personable. They communicated exactly what happened, got the part, and fixed the issue. It was really quick and smooth service. We also had to get our microwave replaced. They sent us a link to shop for the microwave. But they didn't communicate with me that it was just a delivery because the description said “deliver and set up the microwave” The rep explained that sometimes, deliveries don't come the day they're supposed to.

    When I called customer service, there wasn't much that the rep could do. So we were out of our microwave for another week 'cause we had to wait to have a technician come out. That line of communication should have been more clear to someone like me who doesn't know the process of owning a home. Other than that, the other techs we did were smooth.

    I had messed up my hot water tank, turning off the hot water a bunch, because the tub leaks hot water all the time. So, my hot water heater started leaking. I made the initial call in September or October and the contractor said that the water heater needed an expansion tank. It’s an old tub shower and it was a modification and that I would have to pay a certain amount and they were getting a quote. It was about 1,600 and I agreed to it. It took me a lot to get the funds together but when I called back in November, I paid 900 down to Brick Street Plumbing. The first time the plumber came out, he said that he didn't have enough room on his truck for the toilet, which was supposed to be replaced and the faucet for the tub hadn't been ordered. But he worked on the hot water tank. He couldn't put in the garbage disposal because he said that an electrician was needed to investigate to make sure the wiring was okay.

    The electrician who was scheduled came out and said that it was just the old snake wiring and he didn't wanna go all through the wall to replace the wiring and it should be fine. The hot water heater did not fail because the garbage disposal failed, but it was not a wiring issue. So, I said okay and they left. The plumber came back and scheduled the plumber next time and it was supposed to be on a Friday. They were supposed to arrive at 12:00, which was weird and I said, "Okay." American Home Shield didn't even call me. I called them and I said that the plumber was supposed to be here anywhere between 12:00 and 1:00 and the rep said they scheduled that wrong. He's gonna need more time for that job and should have scheduled him in the morning. I said that was what I thought and I kept asking if they have ordered the tub piece yet. The rep didn’t know and rescheduled the service to the following Friday.

    The following Friday comes and I get a call on Thursday that said the plumber couldn't make it out the next day due to an emergency in his family. I said I understood. He was supposed to arrive the following Wednesday. I called at some point and told Brick Street that I wanted some money taken off my final amount because of all the rescheduling and it's been their fault. The rep agreed to take $50 off, which was a drop in the bucket.

    The plumber came out the following Wednesday, which was the Wednesday before Christmas. He got here and put in the garbage disposal, but he couldn't get the circuit to make to it. He said that the electrician would have to replace that. American Home Shield ordered an electrician, which I haven't gotten a schedule yet of when he's gonna come out. I'm the one calling AHS and Brick Plumbing to find out when this stuff is going to be done. They're not following up and I'm frustrated because AHS has it as closed. And every time I call them, I have to go through the whole story from the beginning.

    The plumber couldn't get my main to turn off the basement and I asked if it needs to be replaced. The plumber said he didn’t know if American Home Shield did it. So, he had to go out to the street to turn the water off and he couldn't get the water to turn off. He did that last time. But this time, it wouldn't work. So, I had to call Western Virginia Water Authority and get the water company to come out and replace the valve. They left the water off because they thought I had plumbing issues, which I do. But I have a hot water heater that cannot go dry so I had to call the water company back and tell them to please turn my water back on. Even though it's leaking 24/7, I have to have water on. So they did that. Apparently, they replaced the valve on the street so the plumber can get the water turned on.

    The plumber didn't change the toilet that day and it is sitting in my downstairs hallway. So, I'm still using a bucket for that. My tub is still leaking and this has been going on since September. I don't have the money now to find somebody else because Brick Street has $900 of my money. The last time the plumber came out, he put the garbage disposal in but I'm waiting on an electrician to schedule to come back out again. The plumber told me his company messed up and still have not ordered that faucet for my tub. It was the week before Christmas and it was literally days before Christmas Eve. I've been calling them non-stop asking them to please order that faucet and I just left it at that because I didn't want to get upset or irate. It wasn't the time in my mind with the holiday approaching to go crazy. I just looked at him and I shook my head and said that I don't doubt it because I've literally called them at least four times.

    When I get American Home Shield on the phone, it's never the same person and they don't read notes or don't have notes. Then, they would say that they have my service as completed and that sets me off. Then, when I called back and they said they had to send the electrician back out, somebody had the nerve to say they might charge me the 150 again. I said no because I'd like to just somebody order my faucet that has my $900. So, I'm livid.

    The person from AHS says every time that he or she will call me back after they talk to Brick Street Plumbing. One time, I didn't even get a text telling me the plumber was coming out. This goes on for weeks and American Home Shield will promise they're gonna call me back that afternoon after they confirm and they don't call me back. There are about eight different reasons why I'm upset and my water is still leaking and I still have a broken toilet and my garbage disposal doesn't work.

    I just have to let the water leak and I asked what would happen if I have hot water leaking down the pipes for six months. The plumber said the pipes wouldn’t give out. But pipes aren't meant to take hot water non-stop. Not to mention that now, my hot water heater will probably break sooner because it's constantly having to heat water. People ask why I am still using AHS and I said that they have bulk buying and they would be cheaper than me getting three quotes. They're great if they could just get their stuff together. Brick Street is too big for their britches or they don't know how to run a business.

    My HVAC was shutting off. I did a service call for cleaning. It needed that, but then the tech found something else. It got upgraded to an actual service call. He was nice. He did what he needed to do. I've been satisfied with American Home Shield except for one incident. I had a previous service call where it wasn't that great. But I didn't call American Home Shield and that wasn't their fault. It was the tech.

    The first guy never showed up, so they reassigned it. The second guy told me to defrost my refrigerator even though it was empty. It had an ice maker problem. The third guy who came in who was the manufacturer's, said, "That has nothing to do with it. It needs a new motor," which was what the first tech said. So, the third guy had it in his truck and did it in five minutes. The second one definitely didn't sound like he knew what he was doing.

    I like the fact that if something breaks down, there's that insurance there to come take a look at it really quickly. We had an issue with our dishwasher. Swift was fantastic. I haven't really had any issues with the technicians. There was a technician before Swift that came out to look at the dishwasher and he just disappeared and went MIA after he couldn't figure out what the problem was and that was where Swift came in.

    We also had an electrical issue that we needed somebody to come out ASAP. But AHS couldn't get anybody out, so we ended up calling an emergency electrician. They could get somebody out until the next day. To me, it was a critical dire situation and they couldn't help us with it.

    My recent claim with AHS was for the hot water heater. I put in the claim and paid my $100. They came out as fast they could to see what the damage was. Then they had to order the hot water heater. As soon as they could, they got it in, so we could have hot water. It was all done within five days, that was a very good plumbing service.

    We also had a claim when our main air conditioner wasn't getting cool. We kept waiting for the tech to come by 'cause we couldn't call them 'cause they wouldn't answer the phone. He came and I told him to call me when he got there, and he did and he said, “I found a leak in one of your pipes. Because you have to pay for the Freon, do you want me to put Freon in it?” He wanted to know if I wanted to go and buy that Freon ’cause it’s $100 a pound. I said, “Yeah. Great. Go ahead and put it in, and I’ll write you a check when I get there. I’m five minutes away.” I came and he put it all back together, and he put the Freon in it. I then asked, “So, you found a leak in the pipe. Where is that pipe? Where was the leak at?” He said, “It’s in the attic but I didn’t fix the leak.”

    My experience with AHS has been good. They fixed my problem when I called. The refrigerator wasn't working. The problem wasn't American Home Shield, it was the contractor that wasn't responsive in the beginning. But eventually, they figured it out. They should have somebody else that can solve the issue quicker. It took six months to fix it. But AHS is definitely a good benefit because it saves money.

    I've had American Home Shield since 2004, and for the amount of money, it's a good deal, but like anything, you're not gonna have all great experiences. You have good and some bad. I recently needed some plumbing taken care of, and the contractor contacted me to come out and fixed the issue. It was a good experience. Sometimes though, we get contractors that take an excessive amount of time to fix something. There should be a way to get a second contractor without having to go through the whole process again.

    For my recent claim with AHS, they had to take care of a rough leak. Although the technician was not able to take care of the problem, I was awarded a payment of $1,500 that I would be able to use to take care of the situation on my own time. AHS has a policy that if they cannot solve the problem, they offer either a payout where the the client would be able to take care of it on their own terms, or to replace a specific product if a product needs to be serviced.

    When our dishwasher stopped working, Hartford Appliance came out and said that they recommend replacement because our dishwasher was so old, they couldn't get the parts anymore. They were awesome, and I would definitely use them again. We ordered a new dishwasher and American Home Shield said they didn't have anyone to install it. They asked me, maybe I could find someone to install it, then they would reimburse, which is where we're at now.     The heater stopped working and the contractor looked at it and did his thing. He went back and submitted it to American Home Shield, and they called me and told me that everything was good. I paid the money that I had to pay and the contractor installed a whole new unit. David, the tech, was very professional, knew his job and got it done in a timely manner. Both him and the lady who did the scheduling were both outstanding.     The individual people that I have dealt with when I call in for a problem with my home are very kind, sweet and they want to be very helpful. But I, unfortunately, had a recurring problem with my air conditioning unit, the same thing happening over and over again. In order for me to not continue to pay for my $100 deductible and to have service done at my home under that warranty, I had to escalate it.

    To escalate it, I had to get firm with the people on the phone and it was a hassle. I feel like I pay a lot of money to not have hassle. I know that that's not the problem of the people who I'm speaking to because I know they're just doing what they're told. It's a structural problem within the company that, in order to be treated fairly, I had to be a savvy customer. I had to keep pushing the issue to get it escalated.

    And for the amount of money I'm paying for this warranty, I shouldn't have to do that. It should be, "Yes, ma'am. Completely understand. We'll take care of it for you," type of service. I don't want it to get back to them that I wasn't happy with the people that I call into because it wasn't their issue. They should provide a higher level of customer care for customers who have paid and have recurring issues. They could do better.

    Then, another thing they should do is if they know a customer has escalated and has had to have a different provider come out to fix an issue that's recurring, they should call and should ask me how I'm doing and they should find out if my problem was resolved and not wait until I have to call back versus just sending me a text with a five-minute survey for feedback. It should be personal.

    I know they're the best on the market. I did my research. I have no doubt. But they have room for improvement. They also should do a better job vetting their vendors. The first time I had a problem with my air conditioner, the first people they assigned me to never called, didn't have a voice mail that was set up like a professional business, didn't hear anything. Because there was no follow-up on the part of AHS, then it was on me, the customer, to call them back and say, "Never heard from your vendor you matched me up with. I want someone else. Don't send me to that company again."

    Then, the vendor that they sent, called and were great. But they had to come out twice to fix the problem because it didn't fix it the first time. Then, it happened a third time. I had to call AHS back and say, "It's happened again. Find me a different vendor because the people you've sent out twice now haven't been able to fix the problem." That was all on me to have to keep calling and managing my situation. On their end, there should be more personalized management when you're paying customer is having an issue and using your services.

    Right now, I've got another issue with the microwave. They sent someone out and he fixed it. But it's been less than 30 days, the microwave has now done the same thing. I went through the online to get another service call and I'm waiting for the vendor to call me back. They have another chance to wow with their service if they can get it right.

    Our AC unit was blowing out the air but it wasn't blowing out the cold. So, we called and the tech came out. He arrived later than it was originally scheduled. He called in and said he would be delayed. So, that was all good. And once he got here, the service was fast. He told me that it was the capacitor, and he replaced it. The experience with American Home Shield has been good so hoping it continues that way. We were calling individual workers before and it was too much stress on us but we don’t have to do that with AHS.

    Having a home warranty helps with repairs. When something breaks down in our home, we just have to pay the low fee and American Home Shield expeditiously gets someone out. That has been great, up until recently. They should get better contractors, make sure they're very reputable, and that they're going to do their job. Their contractors have been very finicky and not so good to work with. I've had to go to American Home Shield multiple times for them to have someone to come back out to assess the situation more than once. The first time it happened, they charged me again.

    This last time, when Valleywide came out, it was within the 30 days, so there was not an additional charge. When the guy came out, he found exactly what was wrong versus the company before that did nothing to fix my washing machine. When they came, my washing machine worked a day then it broke again. They also came out a second time, and it took them almost two and a half weeks to even come. I had to go to the laundromat or hand wash clothes, and I have four girls. On the other hand, Valleywide was great. Their guy was quick, efficient and he fixed my machine.

    There was a clog with our kitchen sink, and it happened a couple of times before. I tried to fix it, which I was able to. I was not able to get it this time around, so I called to have it serviced. I got an email that told me exactly who the contractor was, then I got a phone call from them letting me know who he was as well. The contractor was great. He was prompt to call and to show up, explained the situation, and fixed the problem. While this experience was good, others have been different. It depends on what contractors are selected, and I debate whether I'm gonna keep American Home Shield year after year.     I heard that American Home Shield was a relatively good home warranty to go with, so I picked it for our home. Initially, I could only do one claim at a time. We paid for the home warranty as part of our closing cost, but it wasn't paid directly to the company. Once it was paid though, most of our claim experience has been smooth. We've used it for an icebox. There was water dripping from the inside the freezer and it appeared to be coming from the icebox. We submitted a claim through American Home Shield, and they were able to get somebody out here. The repair man confirmed that there was an issue with it and that he was going to replace the icebox. He came back the next week and fixed the issue.

    I was impressed with how quickly American Home Shield responded. However, the contractors that they hire are second and third rate. The person that they sent to service my furnace was respectful of my house, but I didn't see what he did as a $100 job. All he did was come in and with a paintbrush, dusted the surface area of my furnace which I could have done with a vacuum cleaner. I specifically pointed out that I had a problem with my thermocouple and I needed it to be cleaned. He said that I didn't have a thermocouple. He didn't take anything else apart.

    The issue was originally a leak under the sink. A contractor came out one time and fixed it, but it created other problems in other places of the house. There are other parts of the plumbing that need to be looked at along with some other issues with our HVAC, electricity, water soaked floors, walls, and other things because the leak had been going on so long. The contractor also did some things when they were writing a report. They were allowed to charge $100 just to send in a report to American Home Shield, which I didn't think was right.

    The contractors are good for simple type events that they're coming out to get. I've had good deals with most of them. They've done what I've asked and fixed the problems. But when it's something that needs to go deeper behind what needs to be dealt by a contractor, that gets a little more difficult which is the current issue with the plumbing. But overall, I'm very positive with American Home Shield. I've kept them and I plan on keeping them. They've been very responsive. If I need a specific contractor that I am good with, they are able to provide that contractor.

    American Home Shield gets back to you quickly as far as information about the contractor. Recently, we had a bad outlet that was arcing. If we plugged something, the outlets that were connected to it would go out and short out. The contractor got the job done quickly. They replaced the outlet and secured the outlets that were a little loose. But it was hard to get in touch with them initially. I missed their phone call the first time and left a message. It was a while after that before I heard back from them. It took a little while to get something scheduled.

    American Home Shield hasn't been providing good service. I had a dryer that had been out for almost a year. They had one of their people come out to fix it. They took the dryer, and I've never seen it again. Now they're out of business. American Home Shield won't do anything to help out with it. American Home Shield used to be good. It's sad how far they have gone down. Their customer service is overseas. There's a communication barrier. They don't respond well. Every time you call in, you get a new person. Nobody knows what the last person said.

    I like AHS because it's very convenient. Hinco Services came out recently. My oven had went out in my stove, and my microwave had went out. Once I called them, they came out within 48 hours. They had to get some parts. They were very professional, they let AHS know that I needed another part, and they would order me the part. Everything is working perfectly. The contractors with American Home Shield are always wonderful.

    American Home Shield is always very good. They keep you up-to-date. They tell you the steps, "We don't have the part. We have to order the part. The part should be in within so many days. Once the part come in, I'll send you a text to let you know that the part has came in." Either they call you or email you to let you know that it's available and they will be sending someone else out there to fix it.

    It's worthwhile to have American Home Shield. The people they use are really good. They call you when they will be there, make appointments, and they're usually there on time. The only thing American Home Shield could work on a little better is having people you can understand. The reps talk real fast and not too good at English. On my recent service request for my heating though, they did great. It'd be nice if the service was a little faster, but I don't think that's American Home Shield's fault. That's on the time of the year. Everybody's stuff breaks down in the wintertime.

    We turned on our fireplace and we smelled gas. Then we went to use our stove. We have a gas stove. After we finished cooking, we turned the stove off. It started making this clicking sound with it being off. Then the circuit breaker cut off. We weren't able to turn the stove on. So, we called BG&E, which is our electric and gas company. There was nothing wrong with the gas. So, then we called American Home Shield. They had an electrician come look at it, and he was not able to fix it. He said that an appliance tech would have to come out. So, we had to wait like another week. We probably went three weeks without it working. Luckily, we have an electric stove plug in that we were using.

    Once the appliance tech came, which was from another company, they were able to fix it. It really wasn't anything they really had to fix. He said, with the gas stove, they tend to make that clicking sound. So he just plug back the gas in and it started working again. He was good. He explained to my husband exactly like this happens a lot with the gas stove, but there's nothing wrong with it. He checked the breaker, and there was nothing wrong with it. He was thorough with helping my husband walk through it.

    I don't have any issues with American Home Shield per se. It was Mayday Electric that didn’t really know how to resolve the issue and the window that they gave was way too big. But as far as American Home Shield, once I called in the claim, they were able to schedule Mayday to come in and look at it. Then once Mayday wasn't able to fix it, and it got transferred over to the other service, I didn't have any issues with American Home Shield taking care of that.

    I would recommend AHS. I have recommended it to some friends. They're reliable. They're on time. If I call them, they're able to schedule services as best as they can. Sometimes, the issue falls on the people that are coming out like with the issue that we had with Mayday. Everybody who I've communicated with from American Home Shield is really nice.

    With American Home Shield, I save a lot of money with home repairs and not having to buy new equipment. When my Whirlpool washer started acting up, the control board wasn't functioning. You could get to work intermittently and wash stuff. So, I had them come out and take a look at it. Some people tried to do some stuff, but it still didn't work a day later. Then they replaced the control board and it would work intermittently, and then it stopped working. It's been working again since that time, but they went ahead and ordered a new control board and another piece. It came last week and all that is scheduled to be replaced sometime next week.

    American Home Shield is like a savings program. It’s almost like if I put $1,000 away a year for appliances. We don't have to worry about them because the appliances are either repaired or replaced. Pro First came out for the oven. They replaced the motherboard and the sensor. We tried the oven again and it was not maintaining the heat. We would set it for 350 and all of a sudden, it would be 300. They came back and replaced the same sensor.

    The problem with American Home Shield is some of the people that they hire to process your original claim are foreign-speaking. While they're very good at the second language English, it's very difficult to understand them. You're on the phone for quite some time trying to figure things out. The technicians' work ethic is fine. The guy from Pro First was a nice guy. It's his company and he's the only one that works there so if he can't fix a unit or if he just replaces parts, he scratches his head.

    That aside, I recommend American Home Shield when people ask me about the product. I'm satisfied with the product overall. It's just they increased the service call amount from 75 to 100. They sent an email notice and I called to speak to somebody about this increase. It says “valued customer” but the increase was 25% for the same policy. I asked them to adjust it back to 75 and I haven't heard back from them. It was supposed to go to the accounting office so I gotta call them again even though they were supposed to call me. We have a very poor follow-up.

They send us an email and a text to let us know what company is going to be contacting us so that we know who's coming to our door, and if they're real. Then if they don't call, we call them because they send us the number. It's super easy to get ahold of customer service and get a claim processed. They fixed my refrigerator twice. They also fixed my heater for my house and my microwave. This is going to be my third year with American Home Shield and they fixed multiple things. When I call them, it's easy to get ahold of customer service 24/7. Then by the next day, the company they refer will be calling me and setting up an appointment. So I like their professionalism. They’re efficient and fast.

    I called in a claim for the exhaust fans in my bathroom and the contractor was very professional and quick. They showed me what was wrong and they spin it so it could see. Then they ordered the new parts and they were back in just a couple of days when they got the part. Unfortunately, there was a problem with them reordering the fan. They sent the wrong part, so they had to get the new part. But they haven't done it yet since this happened right during the Christmas holiday.

    It takes months for them to resolve anything and when you talk to a customer representative, sometimes the language barrier is bad and there's nothing they can do. There's no escalation and no supervisors. They really need to have an escalation department. Another thing is if you ask how you can leave your feedback, they hang up on you so you won't leave that. Right now, I'm still waiting to hear from the dishwasher installer and it's been months. It's the same thing with my refrigerator.

    My thermostat had lost the power and it wasn't working. American Home Shield doesn't have more contractors in the area. They just have one assigned for the entire city, which I find strange. When I looked at the reviews, they were very bad for the contractor. But since I had already assigned it, I just went and luckily, the contractor who came was very good. It was an easy fix. Having one contractor in the entire city is not a good idea. I may think about switching to a different provider because just one contractor makes it very difficult. Sometimes I'm in the emergency and the contractor is getting too many calls. Other than that, my service was done well. And American Home Shield is a good service.

    American Home Shied has been good. I have had others that weren’t, so I'm happy. I had a heat pump issue. The first company came out three times but couldn't fix it. So, AHS sent out another company and they fixed it.

    American Home Shield has always provided me great service and answered when I called with questions. Anytime I put in a claim, within 24-48 hours someone's here. It's always very quick. And the contractors that AHS uses are trusted and reliable.

    AHS is a great source of coverage, especially for a homeowner. I save a lot in going through them. I don't utilize them often, but it's like an insurance package, so I don't mind paying for it in the event that something occurs.

    The toilet in the guest bathroom was leaking. When you flushed it, there was water that was coming from around the bottom of it. Then, the other toilet was loose. So, I called AHS and they sent someone out who ultimately had it repaired. I ended up with two contractors because the first one who came went back and told AHS that it was not a wear and tear, and that it didn't meet their criteria for service. He said the O-rings needed to be fixed but he didn't even lift the toilet. He also didn't unscrew the bolts and lifted to see why it was leaking from the bottom, which wasn't cracked. He just looked at the toilet and moved it with his hands. Then he washed his hands and made his report. He had also written up a bill saying that I would have to pay $350 for each of the toilets to get it fixed.

    So, I called AHS and I told them that that was unfair and not acceptable since the tech never even looked to see why the toilet was leaking at the base. So they sent a second contractor out. I was told that if it turned out that the report was the same, then I would have to pay the second fee, and I was fine with that. When the young man from the second contractor came in here, he said that the problem was probably the wax ring. He took the bolts off, lifted the toilet, and true enough, the wax ring was worn. The flange in one of them needed to be repaired, too. He had one on his truck so he fixed it. Then he put it all back together and caulked around the toilet. Since then, the toilet has been working fine.

    For the second toilet, he said it needed to have the wax ring replaced. So he said he'd clean it up and put a new wax ring on. He also said that at some point in time in the future, we may need to have the flange changed on this one but he didn't have one on his truck at that time. So he did what he had to do and he was perfect.

    The other thing is that, when AHS put the order in, they didn't give him the order for the second toilet. They told him it was one toilet that needed to be fixed. So when he came, I told him that there were two toilets that need attention. So he got in touch with AHS and they approved going ahead and working on the second one. He was very respectful and knowledgeable. I was also pleased with the first tech as he was a gentleman, but I didn't like his report and I didn't believe him. We had a snafu but AHS resolved it to our satisfaction and didn't give us a lot of hassle about it. Also, we've had our contract with AHS running for years and we've never had a problem with them.

    American Home Shield saved me. The service has been perfect for me. I had a claim for my dishwasher and the contractor was here within two days. The claims submission been fairly easy. If you understand how to use it, it's fine. The only thing that American Home Shield can improve on is during renewal, they could look at your history and offer you what's available under the contracting service.

    We had water all over the floor in the kitchen. The icemaker was leaking water. I called American Home Shield. It was easy to get through. I was given the location, the name, and the phone number of the contractor. They were good. I had changed out a water filter I had put into our refrigerator. We just moved here. So, the water filter didn't fit. I couldn't get it to fit right. It was a new type of water filter, and I thought it was the wrong part so the tech came out and he took it out and put it back in and he said it was the right part but I hadn't put it in right. The only thing is we had to wait a long time because there had been a freeze in the area and there are not many contractors around here. We had to wait like a week and a half.

    It seemed like AHS had the most positive reviews and the best coverage, and they have come through for us. It seems to be covering everything so far. It has covered things that have happened here that we've needed outside help for. It's covered almost everything. It hasn't covered outside events like things that might happen under the house or outside the house, but I guess that's the case with almost all of these home warranties.
