My furnace wasn't heating anymore and we didn't know what was going on. The tech was fantastic. The issue ended up being a transformer. He had one on his truck and he repaired the issue. It was quick, easy and painless. With AHS, I like the convenience of knowing that my stuff is covered and I don't have a $5,000 expense out of my pocket at random time when I may not have $5,000 sitting around.
Also, I couldn't be happier with the vendors. I've had other home protection plan companies that were sending out people that weren't the greatest. Knowing that AHS is sending people out who know what they are doing and who already have the parts on their trucks, it's really nice to have that convenience.

American Home Shield works. They're a reputable company and I've been continuing to use them. I have a couple of rental properties, and I don't have to hunt around to find a contractor if something goes wrong with one of the properties. I just submit a claim through American Home Shield and they take care of it. When my water heater stopped working, I immediately submitted a claim. A repairman came and he talked me all the way through the resolution. He troubleshot the problem. My pilot light went out, and he re-lit it. However, there are some things in the contract that are questionable that could be better explained. I had an incident with one of my rental properties where the contract said that the water heater was covered. But there was something else that had to be done in conjunction with replacing the water heater. Although the contract didn't specifically say that it wasn't covered, American Home Shield refused to cover it so I had to pay out of pocket.

American Home Shield is a SCAM, Beware. do not buy a home warranty from them. It has been 10 days and I still have no hot water. Took them 7 days to determine that they have no person contracted in my area (no surprise there). Another 2 days I can find my own contractor. They approve the contractor BUT they need to order the parts. 4 days and counting no parts. I was told they were ordered but they were not. I called back in three times and now their parts department is not receiving calls only making outgoing calls. 11 days tomorrow no hot water. They are a call center outsourced overseas. Waste of money!

The last time Mae Dae Electric came out, it was for the bathroom vent that's going in and out. But the guy didn't fix it so I had to call them back out. They're supposed to be here today. American Home Shield helps me out a lot when things break. They're good about replacing things if it can't be fixed. The only thing is the co-pay has gone up a lot in the past year.

If something breaks down in the house, I call them and they're the first ones to say they can't fix it. I have to tell them it's completely broken and it's not even working. For instance, the dryer just went out. I told the rep it was making a lot of noise and the rep asked if it was working. I said it was. She asked if it was running and I said it was. She said they couldn't help me if it was running. It's got to be completely down. Also, I had problems with the fan on the back of the stove and they said that the vent doesn't come inside the stove and they couldn't fix it. The tech told me that this vent is so old, that they don't want to replace it. AHS is a good thing to have if you understand what they mean. But it's those black lines that you don't read. My year is coming up and I would like to have more protection and do a better plan.
I apologize for the inconvenience we've caused. My name is Stacy and I will contact you about your ongoing concerns.

My heater went out back in November and I submitted the claim to American Home Shield, and it had to be replaced because it was an older unit that no longer uses R22 with it. Submitting the claim to AHS was very easy. I went to their website, put in my information, and submitted the claim, which took about five minutes at the most. Within about two hours, I was getting a phone call back from them and I was also getting a dispatch within that same day as well for an appointment. It was a great company that came out to the house. They were quick and professional and when they were doing the installation, they followed through.

American Home Shield sends me some interesting contractors to solve some problems. Some of them are good, and some of them are not so good. I've had a couple of electricians come out and look at problems. One of the problems was a panel and one of them was a couple of outlets that had gone out in the main house, and they managed to fix that. Then there was some other electrical related problems that were in the garage, which, according to the contract, are not part of the main house, so they couldn't fix that.
Sometimes, it's hard when you go online to American Home Shield's website to identify what the problem is specifically. I recall this with the electrical issue, the options they give don't necessarily correlate with the problem, and so you've got to either phone them or sort of make something up. Sometimes, that doesn't work. At least once, the electrician came out thinking that the problem was one thing but it wasn't, and it was something else. But other than that, the service is fine.

My washing machine wasn't working as it would not drain. In a day or two, a tech came and he was great. He was super knowledgeable and fixed the washing machine. He even showed me how to fix the unit myself in the future. American Home Shield has always done a good job for me. The technicians always come out within a good timeframe, and they've never not fixed the problem. My pool and my well are covered so if something happens with the pool, technicians will come out and fix it. Everything's fine and I'm very pleased.

On two occasions I have contacted AHS for service requests. The first time it took over 3 weeks for repairs on my heat pump and they (AHS) dispatched 4 different repair companies before they finally dispatched one that was authorized to work on my Carrier Infinity heat pump even though they were told multiple times what system I had. I suspect it would have taken even longer had I not been calling for updates and escalating the issue.
My second service request to AHS has now been open for 20 days and has been waiting on the AHS repair "authorization" for 7 days. When you call their customer service number, none of the agents can do anything except send emails to the authorization department to get a status. They state that the authorizations department will not talk to anyone except the service technicians. So you get the same answer each time; "It is still waiting on authorization". This is the worst home warranty company that I have ever dealt with.

I do NOT recommend using American Home Shield as their customer service department is horrible and what they cover is very limited and is hidden in fine print. I had put in a service request back in April 2022, a repair company was assigned to it and they found I needed coils replaced in my 2 units. The parts were ordered, the repair company came on site to do the install, but had only 1 of 2 coils with them, so they didn't do the work. Since then AHS has claimed that the parts are on backorder and each time I call they say this is not an open work order. They each promise to investigate and get back to me, which has never happened. This spans over a dozen phone calls attempting to get some status. To buy and install 2 AC coils it still requires me to pay over $2K in service fees. I have attempted to write their CEO as I can not getting any response from the customer service department.
Are you still in need of assistance?

They don't cover a lot of maintenance and wear and tear. But if you have a fridge, washing machine, dishwasher, AC unit or water heater that goes out, they are pretty good about getting those fixed or replaced. We had to kick our AC back on in the middle of winter as the lines had frozen up. The techs purged the lines and everything was good. However, I'm close to the Louisiana border and I sometimes get contractors assigned from the Dallas area. So, if it was in the middle of the summer and my air conditioner had an issue, that might be a problem. If I could choose my contractor, that would be a plus.

There was a slab leak that we recently had, and I had the plumbers fix it, but I haven't heard anything back yet from American Home Shield as to how they're going to compensate for the repair. I couldn't wait for them to do all their stuff. They assured me that they would be paying, but it was taking too much time, and I needed to get the house back in line, so I went ahead and paid for everything. But I talked to a very nice lady there who managed to make it work.
I had a previous repair of a dryer. It was very minor and the only complaint I had there was it took too long to get a technician to come out. But when they came out, they had the part in their truck so they were able to fix it. What I'm understanding is that American Home Shield is more of an agency that just assigns the claim. So in other words, they don't actually do any of the work. They're sort of a middleman. If I put in a claim for something, they then assign it to a vendor in the area. Then the vendor contacts me and puts me on the schedule to come out to do the repair or to at least see it in order to determine what parts are needed for it.
If the dryer broke and you've got lots of kids and you need to do drying every day, you call up American Home Shield in the morning but it could easily be a couple of weeks before the vendor is gonna be out with the current process. That can be problematic because now, what do you do with all the clothes in between? How do you do all the drying?
The repair is fairly quick but it took a while to get somebody out. That's not really American Home Shield's fault in a certain sense, but what they should try and do on their side is they assign it, then the place comes and talks to you about them coming out. Then the vendor tells that they're going to come out and assess, and then they have to get approval from American Home Shield. They may have to order parts, and then they'll come back once it's approved and once American Home Shield tells them what to do. That adds an additional delay beyond just a delay to get the person out. That was what happened to the slab leak claim.
The biggest flaw in American Home Shield's system is that if somebody didn't have the money to just advance it and get the work done, you'd be stuck in a rock and a hard place. The plumbers said, "I can't do it until they authorize me to do it. If you wanna pay me to do it, then the plumber will do it." But then, you have to hassle with the insurance company about getting reimbursed. I'm fortunate that I have enough money and I can pay for that, but I can easily see people who bought this as a way of offsetting costs and because they don't have enough money to pay for it themselves. In which case, they're gonna be stuck like you are with a lot of health insurance things, arguing with the insurance company to approve you before you can get the treatments you need.
American Home Shield oughtta find a way that when they refer you to somebody, they know that somebody will respond quickly, instead of waiting for you to figure out if they can't respond quickly, and then they tell you to go back and get another selection. They should try and know what the availability of the repair people is. The customer is left to fend for themselves in a lot of these cases. It either moves along like a government agency or you have to fight to get faster service. To me, fighting for faster service is a failure of customer interaction.
When I submit a work order to American Home Shield, it's very easy. With respect to the slab leak, the people who are interpreting their contract are salespeople on the phone, they're not attorneys. There are a couple of terms that they use in there, and clearly, the salespeople are trying not to have to pay the money out. The contract says a particular thing in it, and if you press and you say, "I'd like to speak to the people who actually approved the job, understand why they are either denying it or limiting the amount of money to be paid to repair it," you cannot get through that barrier. They do not want the customer to actually talk to the people making the approval process. Only the repair people can talk to them. So there's this disconnect. If I disagree with what that person decides, I have no way of talking directly to them.

We've had good experiences. That's why we keep going with American Home Shield. It takes a long time to get through sometimes. I better wait until I have three hours to wait on hold. And sometimes it takes a long time, like outside of 2020. That’s to be expected. But we were without an oven for three months waiting for AHS to figure out if they would offer it or if they would find the part. Sometimes it's very timely. And everybody's on top of things. But we have had things fall through the cracks a couple of times over the 10 years. But that has been the exception. We had one technician that forgot to turn something in. But for the most part, things are good with the technicians.
The biggest benefit for us has been unforeseen things that would have cost a lot of money. Protection against big things like an air conditioning. It still cost us thousands of dollars because there were parts that the insurance doesn't pay for. But it would have been $10,000, and we may not have been able to fix it. Also being able to conveniently get little things fixed. And sometimes we save money, sometimes we don't on the little things, but it all evens out because it helps with the big stuff.

I thought it would be more economical to have a home warranty just in case there were some breakdowns in my home that I would not necessarily want to have that extra expense for paying. The deductible with American Home Shield seemed to be quite fair for the work that they do on an occasional basis. I've had one bad experience several years ago when I waited almost three months for a part that should have been in. The other experiences have been good. Recently, C&D came for the oven that would not come on. It was more of just a glitch but as soon as they came out, they repaired it. So, it was quite a speedy repair, and it was very economical.

Some of the technicians American Home Shield were sending over did not have a lot of experience. The technician that they sent here when we had problems with our washer and dryer was not that great. Recently, our refrigerator broke. Everything froze to ice and the water dispenser would not dispense water. I told American home Shield they shouldn’t send that particular service crew. They sent a different service crew but it took two weeks. The repairman was great though. He came and asked what happened. He opened the refrigerator and started to do the diagnostic to see what was going on. After everything, he told me there were three parts that were completely damaged. He explained that because of the age of the refrigerator, some of the parts were discontinued. He moved to the next step and contacted American Home Shield.
The problem has been resolved and I'm happy. Everything was very timely. I’m one of those that always speak good words for American Home Shield. We have had them for years now and I like the service. With a big appliance like a refrigerator breaking, we would have had to pay the money out of pocket to replace it. But American Home Shield replaced the refrigerator. They gave us options too. We could go to the website to choose from the refrigerators that they had there for replacement or we could get a Lowe's gift card or another option. We could get a check to get our own preference refrigerator.
We went out to look for a replacement refrigerator. The value American Home Shield gave us was $1,699. The previous refrigerator we had was 2,300. What we wanted was more than the 1,600. We bought a Samsung. It's a new model and we got it for about 2,900. We ended up paying more than what American Home Shield did. But I was grateful that they were able to try to give us replacement price on the refrigerator. I always recommend the service to all of my friends and my family that have homes. It's worth it.

We couldn't get the cold water to come on and mix right with the hot water in the shower in our master bedroom. It was a pain. I did a claim and AHS said they scheduled for a serviceman to come out on the 27th. We were going to be out of town the week after Christmas so I called them in and I rescheduled it for Tuesday of the following week. The plumber came out from Wicker Plumbing and he said he couldn't tell what was wrong with it because he couldn't see behind our tile. I asked if the warranty covers the removal of the tile and he said no. They could either hire someone to do it or I have to hire someone. I told him I have a contractor that I can hire to come in and he showed me how much of the tile we needed to remove.
I called our contractor and he removed the tile. I called Wicker Plumbing and they came back out. The plumber said it doesn't have a mixing valve and he said he had to send that in. He took some pictures and on the next day, I got a text message from AHS saying that this was not covered because there was no mechanical failure. Underneath that, it said, “Customer is complaining that she doesn't get either all hot water or all cold water", which to me sounded like a failure.
I called AHS and I explained the whole thing. The rep said that the plumber said that there was no mechanical failure. But the plumber said that there's no mixing valve but there is a failure. I asked to speak to a supervisor because the lady that I talked to kept saying, “Well, it's not covered.” She kept reading me this stuff in the contract about spa and waterfalls. I told her I have a copy of it and it says that shower valves are covered. The supervisor, Joanna, said she couldn't do anything else. This has gone on for nearly two weeks.
I sent a message on Twitter and explained all of this. I got a message back that said, “We do understand your concern about the open request. I will submit a request to the technician to reach out to our authorization, if they need to update any authorization on the claim. We apologize for any inconvenience.” And that's it. I haven't heard a word since.

The heating made a loud noise. And it turned out that the fan inside the heating unit had fallen apart. So, the tech that American Home Shield sent had to order a new part. He was very professional and prompt. He communicated with me by text. He didn't bother me while he was here working. He came and looked at it, came back, serviced it. And he never came into the house. He just told my husband he was through. We had the car pulled out so he could get in the attic. So all he did was just walk in there and do his job. And he left and told my husband. He sent me a text and said, “I'm all done.” So, he was very good about just getting in and out, and communicating. I liked that. He was obviously Hispanic, but he spoke very good English. And he had good manners and was informative. He was awesome.
Monday, I had another technician come out. My washing machine went out. The tech unplugged and replugged it. And I thought, “That's kind of a raw deal, because I just paid a service fee for a contractor to come out. But I've never heard of that. Your cell phone, yes. Your computer, your iPad, yeah. You unplug it, you plug it back in. But I've never had that situation with a washer before. He was very nice. But he was, “You're fixed.” And I said, “What did you do?” He said he just unplugged it. I asked, “What does that mean?” He said, “Your computer needed restarting,” which I've never heard of.
So next time I have something weird happened, where it seems it's the computer, like it wasn't running through the cycle, I will unplug it and plug it in before I pay my service fee. The other thing was, he gave me his number. And he said, “If you have any more issues, I'm gonna leave your ticket open for a week. And you just call me directly and I'll come back out here,” which was nice. So, I have two good experiences.

This last incident that we had was a lot better than the one before that, when our dryer went out. When the guy came, he said he had to order a part. But it took him a week to get here. And the part took another 10 days. His suggestion to us was to go to Aaron's rental and rent a dryer so we can do clothing. I told him, "Dude, I'm doing about five, six loads a week because of foster kids I have and you telling me that I need to go rent a dryer for that? That's unacceptable." After that, it was a big hoopla because I contacted American Home Shield and they couldn't even get ahold of the guy to tell us what was going on. So, we were without a dryer for almost a month. And we ended up going to another city, which was 20-something miles away, to do laundry. I can drive seven miles without my legs kinking up on me."
But this last time, the lady called me the next day and told me that it would take a week. And I told her that's unacceptable. Because we had a leak up under the sink and our garbage disposal had crapped out. There was water everywhere. So, she put a rush job on it. The contractor was here the next day. But AHS also sent some guy out to assess the damage. I thought we caught it earlier if it wasn't that bad. It was wet up under there, but it wasn't soaking wet. And they sent a guy out here, just right up under the sink, and the guy wanted to charge us $3,000 to pick up the bottom layer of the wood and replace it.
I went, "Three grand? Are you kidding me?" The tech said, "You can turn it in to your insurance company." I said, "I am not turning nothing in to my insurance company. Because my deductible is $1,000 and you trying to charge me three grand for something that I think I can get fixed." Even though I'm disabled, I could probably fix that myself for under $100. I got disinfectant stuff that we used before. I'm gonna spray it down and get one of the industrial fans out of the garage and stick it up in there so it will dry it out. So, I kept spraying it and drying it out. We did that for two and a half days and there was no mold, it dried out, everything's still solid, and everything was fine. And I told him, "Three grand? We probably could've had the whole thing redone for three grand." That was excessive."The guy tried to pressure me and I sat there looking at him like, "I can't afford it. That's more than my house payment."
AHS went up on their monthly without letting us know. I called and told them we don't use it that often. It was $50-some then. Now, it's $84. I told them I'm not too keen on that. Because I was talking to the wife and I was, "We're going to be paying almost $1,000 for this thing a year and we don't use it every year." It would be different if we use it every year. We've been in this house six years, we only used it twice. We have to sit down and look at the variables because I could put $84 into a savings account. And if something goes wrong, we can get something fixed and we don't have to sit there and wait a few days. I can just pick up the phone, call somebody, and he'll be out in a day or so.
I'm trying to explain to my wife, "What do you want to do? Do you want to keep paying? 'Cause it's coming out of your account. It's $84, but it's up to you what you want to do. The last time I called them up and gave them a piece of my mind. Do you have $1,000 you can just give away every year? 'Cause I don't." I'm on disability. I'm on a fixed income. The guy before told me, "When you call in or something, call in for more than just one thing." But I found out it doesn't matter because AHS won't let you put in more than one thing.
So, anytime you put something in, it's 100 bucks deductible. We're already paying the $84 a month, then it's $100 deductible. I feel like I'm still losing money here. And I have to wait. It would be fine if I had two or three things and I paid the $100 and they come out and fixed all three things. But no, it's $100 per thing. You put in a claim, you have to pay the $100. You can't even talk to nobody. If you got three claims, that's $300. That doesn't make sense to me.

I used to like American Home Shield a lot when the customer service was great. But since they have outsourced everything overseas, I'm not very happy at all. Half of the time, the individuals don't have the same English understanding. Sometimes you can't understand at all. They rush off the phone. They're not really wanting to hear what you have to say. I've had American Home Shield for a long time because it was great. I didn't really use it much. I have spent about $800 on having somebody come and fix my stove. But they have spent about a thousand something in having somebody fix the stove, and they refused to replace it. This is ridiculous. It's been a lot more of a struggle. I've had to put certain companies on “Do not send back to my house” list. They've gotten worse over the last four years. But most of them are pretty good. Somebody came out to look at my microwave and he was very professional and courteous.
I had a washing machine replaced so I ordered it. But American Home Shield had to redo my replacement thing and they said, “It's too old, let's replace it.” I hadn't even replaced it yet. Then the dryer broke and they said, “Well, we have to replace it. This one, we can't fix.” So I went ahead and ordered them both in two separate times. They delivered the washing machine. But when they put the washing machine in, the door should go from left to right instead of right to left. So the door was on wrong. It was on the normal way, but it was one of those reversible doors. They didn't switch the door. So I couldn't even use the washing machine.
For the dryer, American Home Shield said that they would have to do a new work order because they couldn't have Fort Mile come back out. But I called the Fort Mile and then they made it seem like, “I already see it, we’ll take care of it.” When the dryer guy came out to deliver the dryer, I asked him if he could do the door. He said, “Well, I don’t see that on my work order.” I said, “Well, here's the manager’s number and name.” I spoke to him. It took me a while to get in touch with somebody. The dryer that was delivered had a dent on top like somebody dropped it or dropped something on top of it. When the guy was gonna leave, he wanted me to sign his phone and say everything was okay. But I told him, “I’m not signing this. I’m not signing that everything is okay when you're dropping off a dented dryer.” It was obvious. So before they even took it off the truck, they should have been able to look at it.
Between then, I was on the phone with American Home Shield complaining about the issue with the washer and dryer. I was also reiterating some of the issues with the washing machine. I also called Fort Mile and was not able to get in touch with the gentleman I had spoken to previously about the door. Now, with the dryer not being in place, I was able to turn the washing machine a little bit to get the door to open to kinda shove a couple of things through the cracks. But with the dryer in place, I couldn't do that.
I was on the phone with Fort Mile when I noticed the dent in the dryer. I got off the phone with Fort Mile so I can have a conversation with the guy. He told me, “We got your signature on file. I'll just sign it myself.” So he went up the steps, and I was downstairs on the lower level and told him that he cannot go out the garage. So he turned around and went out of the garage door. When he was walking out the door, there were parts from the things that hold the dryer down, so it definitely shifted in the packaging. I said, “Hey, you have some parts. You guys wanna take those with you?” I also told him his bottle of water was on the ground. He picked up the ring that clamps the hose to the hole and threw it at me and told me I was nothing but a Karen.
I called the police, American Home Shield, and Fort Mile. By the time the police got there, they were gone. So I reported this to American Home Shield. I never ever, ever, ever heard once from that guy. Not a phone call nor an apology. I wrote a letter to GE and I still have not heard from them. But I did hear from Fort Mile a couple of times. I talked to the regional director there. They informed me that the people that they used for the deliveries do not work for GE or for Fort Mile. They're independent contractors.
I certainly hate to hear that you have received less than satisfactory service & I apologize for the inconvenience. Thanks for sharing your feedback. Have a great week.

Our heat went out so we submitted a claim to American Home Shield. They sent one contractor out who said it was the igniter. They replaced that. But then the heat went out again less than an hour later. We called American Home Shield. The contractor said the heater needs to be replaced and sent us some kind of quote where it said we had to pay $2,500. American Home Shield suggested a second opinion and a guy came out from United Air Temp. They sent like a diagnostic person who said the issue might be some blockage in the pipe. He said he was gonna send his service manager that night to come over so he can give me a final decision.
The service manager came and said we had to replace four parts - the inducer motor, the pressure switch, and two other items. He said if we replace all four of those, we might as well replace the whole system. We waited and nobody ever called. I called United Air Temp and American Home Shield to try to figure out what was going on. United Air Temp said that all they have is that it's the pipe. I told them their service guy said there were four parts that need to go in. They said all they have is what the first guy said. I called American Home Shield and they said all they have is the pipe, as well.
American Home Shield said they were gonna go back with the original contractor where I would have to pay $2,500. For a whole week, we called American Home Shield, United Air Temp, and the first contractor back and forth, two to three times a day. Every time we called, it was a different answer. I talked to two managers that didn't do anything. Nobody came. Nobody fixed anything. We finally found somebody ourselves to come fix it and paid out of pocket.
They replaced an inducer motor, which is what United Air Temp told us. Then, Thursday of last week, United Air Temp said can they send a technician out to replace the inducer motor and the pressure switch. I told them no. This case was put in early December and we're on the East coast freezing and they worried about it in January. I'm very dissatisfied with American Home Shield. I'm at the point where I want to find a new home warranty because that was ridiculous.

American Home Shield responded to me and told me who would get in touch with me. That takes another 24 hours, and the person that would take care of me call me to set up the appointment. AHS tries their best to get somebody out here anytime I have called. They've been very cooperative. I'm one of these people that want to take care of the problem before it exacerbates and becomes a big money thing. So, I decided to just bite the $75 that I pay. I pay monthly for the annual amount, and I also pay anytime somebody comes out, $75. So, it was okay. I try to keep my stuff in running order. So, if I call AHS, it's for real. And I seldom do that.
Recently, I heard a noise. So, I needed to have the heating checked to make sure that my central air was operational. Somebody came out and tested it. He said everything works fine. They don't see any reason to worry. So, I felt better. I haven't heard any noise since. So, it has been optimally working. I put in a new order at the same time for my washer. It wasn’t wringing the clothes out. The guy took it apart. He did his stuff and said, “The motor is gone. It's just gone I don't know what they want to do, whether they're going to give you a new one or they're going to just buy a new motor.” AHS took a few days, but he called me up and said, “Okay, you got a motor. They're going to repair it.” It got repaired. It has been a couple of weeks, but it seems to be doing okay. Both people were polite and put on their masks, and they seemed to be decent people.

We had two repairs this year. Kingdom repaired the washing machine. The techs were friendly. There was some misunderstanding that they had to order parts and it takes time. It was over the holidays so that took more time. But it was reasonable considering the timing and circumstances. We're at the cusp of renewing and it's just under $600 to renew. In the first year, we paid $600, and another $75 for the technician to come out because we had an issue with our washer and it was just a $10 part. If we would have done the service call on our own, it would have been about the same as if we didn't have the warranty.

In my request, I was explicit in what I needed, but in my contract, they don't go that far. It would have been nice if they had responded by saying, "The people you wanna hire can't do that." The poor guy got here, helped me as much as he could and led me to other people that could do what he does. I called American Home Shield before I left a review for the HVAC people because I wanted to know if it was them being lazy or was it American Home Shield. I found out it's in my contract in the fine print that I didn't read. I don't think American Home Shield is worth it. It's too expensive for what I pay every month then they charge me to have someone come out. As I was reading over my contract, there are a lot of things they don't cover that I thought they did. I optimized my service. I pay more now. This is not good because it's not giving me a shield on my home. I might as well hire independent contractors. They're gonna charge me a lot of money, and I'll save the money from American Home Shield.

We couldn't use the dishwasher. It was leaking at the bottom of the door. So the guy from AJ’s Appliance came out and he determined that the float inside was crowded up. So he cleaned it up a bit and said, "I suggest you go to the hardware and get one of those cleaners for dishwashers and run it. And that should take care of it." I did that. But it didn't take care of the problem. In the interim, I discovered that the control panel on the front of it, two or three of the six selections worked, and the others don't. So AJ’s coming back next Tuesday.

American Home Shield sent their guy promptly for the thermal fuse in the air conditioning. He got it fixed. He was fantastic. The process was systematic. It's the way it should be. Prior to this has been horrendous. They have sent incompetent people. They have declined claims without a conversation, not even a letter and people just don't come back. It was over a pool equipment. I called the guys asking if they were coming back to fix it. They said it was declined because the cables were eaten by a rodent. It was an arbitrary decision made without even letting me know. I called and tried to talk to a supervisor, but there was never a call back. Two weeks later, I received a letter of denial.
I'm a contractor, too, so I know what denial is like. I help people write denial letters. I understand when there's a denial, it's a denial. I asked them, "Can you show me the policy where this is specifically excluded? Also, what steps did you take to verify that it was a rodent? Then I'll accept the denial." I understand long term, I understand lack of maintenance, I understand abuse to the device, but none of that was provided.

When I have to make a claim, I usually get someone out in a couple of days. The vendors they have hired are professional and competent which is what I require, especially if they are working on some appliances of mine. My dryer went out and that process probably took a week, not necessarily their fault, as far as shipping and contracting and when to get it delivered. I had to pay a little over the amount to get what I wanted. But it beats paying $200 versus $700 off the bat. When I have minor repairs that I know I can't take care of, I can get someone who's licensed and vetted to take care of it and to make sure it's done correctly. So, I don't have to worry about who's going to do this. I just call the home warranty and they figure out who's going to do it for me.

We have a little refrigerator upstairs and a little microwave we use just for heating up stuff. My daughter was gonna heat up her coffee and when she opened the microwave door, the light went out and there was no electricity. So we checked the sockets and there was nothing. Soon after that, we checked all the sockets that were around that socket and everything was out. Then I went into my bathroom and realized we had no lights in there. So I put a call in to AHS on a Saturday and then on Sunday, the rep called me back and said, “I know it's your holiday. But let me go ahead and set up a time.” Which they did.
Right after the rep hung up, the lights came on in the bathroom and all the sockets worked. We didn't do anything. So I called her back to say, “Hey, I know we just set up a thing, but the lights came back on. Should we cancel?” Our appointment was Tuesday morning and we decided to wait until Monday night. Then before closing, I would call and if I still had lights, I would go ahead and cancel it to get my money back. I didn't get to talk to them on Monday because Monday was a holiday. So I called about 8 the next morning, and we both decided to give it two months. So far, my lights are working. I'm just waiting another month or so and then I'll call them and cancel.
When we had a problem with the outside unit, the contractor came out and the tech said, “Oh, we needed this part. You're probably gonna need a new one.” It was around the time that equipment wasn't going anywhere because we were in the middle of the pandemic. Then, unfortunately, we had a cold spell that week. But they came, put a new one in and fixed it.

American Home Shield has a lot of coverage. No matter what my problem has been, I've always had people in my area that were able to respond to my call. That's really important to me because I live in a pretty much remote area. American Home Shield has always been there. I had one issue where they called someone, and for whatever reason, he called me and told me that he couldn't respond. But American Home Shield jumped on it right away and within an hour, I had another person out here. I never got that guy again, but I had another person out here and they took care of me right away.
When the contractor came out, they found out that we had two damaged outlets in the wall. They had warps on them, and somehow that messed up everything. They told me that that kept the circuit breaker from tripping back on for that area. So they diagnosed the problem almost immediately. I don't even know how they were able to do that. Then they fixed it really quick. They were out of here in about an hour. I was totally happy. I'm very impressed with American Home Shield.

I have a shutoff valve for the outside water spigot. I would take a drain off, turn off the valve, and drain the water, so nothing freezes outside. But that valve was leaking. So, I had to put a bucket underneath there. It took a couple of days for the plumber to come. I have to empty the bucket twice a day so the water wouldn't run on my basement floor. The plumber tightened the valve packing in the valve itself. He fixed it where it wouldn't leak. It was holding 100%.
Getting through to submit the claim was very easy. It's easier now 'cause AHS has the automated application on the phone. You get an email afterward so even if you miss something on the phone, the email is right there. If it might take a couple of days for a provider to get back to me, I just call the next morning at a reasonable hour and they look the ticket up to get a faster service. That works great. Also, I like the peace of mind of having the warranty in case something major happens.

On December 29, 2022, I called the gas company because we smelled gas. They had to turn off the gas because all the appliance's valves were leaking gas and they also turned off the water on the water heater, because the vent was disconnected and was also leaking water. I called American Home Shield the same day. They sent a plumber on the 31st. He was in my house for literally 5 minutes, didn’t turned on the gas to check the leaks, didn’t even went to the garage to check the water heater. And he reported to American Home Shield that he couldn’t find any gas leaks and that I had to pay at least $500.00 because he had to do some modifications on the floor to find the leaks.
I called American Home Shield every day asking them to send a different plumber that I would pay another service fee, but they refused. Today January 7, 2023, I hired my own plumber and he checked all the gas valves and they were leaking gas. He changed all of them he also fixed the vent and water leaks in the water heater and he didn’t have to break the floor or the cement (cero modifications). American Home Shield warranty is a scam.

We had American Home Shield eight years ago and we had them for seven years back then. After trying a couple of other home warranty companies, we decided that American Home Shield was the way to go. So, we went back to them. I don't like them for their warranty service, I like them more for their responsiveness, the price of the monthly bill that I pay, and for the fact that they seem to be more honest in what they cover. They don't bait-and-switch you. They don't have warranty subcontractors that come out to your house and then just try to milk you for more or be dishonest in their evaluation of what your problem might be saying it's not covered or whatever the case may be. It boils down to their honesty and the value that I get paying the monthly stipend.
I had two claims, and they were two weeks apart for the same problem. It was a filtration problem with the water coming into my house. The first guy who came out took my shower mechanism apart and spent two hours rebuilding the on-and-off component, and saying that was the issue. I wasn't here, I was at work. I really knew what the issue was. The issue was because we have a high mineralization of our water. You need to take the traps in the shower head and the traps in the two faucets in the bathroom off and clean them. My wife forgot to tell him that.
When I got home after he worked diligently for two hours, and put a new showerhead on it, but it didn't solve the problem. It was a little better, but it was not the way it should be. A week later, we called and the same guy came back, apologized profusely, and went on and did what I initially asked them to do. Now, the water is fine and the problem has gone away.
AHS seem to be more attuned to really helping. I had a water heater that died and American Home Shield sent the contractor out, and there was no question. He charged me $600 for a new water heater, which was still fine. He did the job right then and there, not trying to talk me into something else, not saying I needed to call, or it wasn't covered.

After I put in the ticket to have a vendor come out, AHS sent me a link to click on to talk to a rep for them to assess the incident that happened. I sent a video and I was on the phone with the rep and I put everything in. So they assigned me a contractor. Not only was it hard to get ahold of the contractor, but everything kept going to voicemail. When they eventually picked up their phone and called me three days later, they said the earliest they had was on a Tuesday, so I waited.
I was told that between the hours of 8:00 to 12:00, they would have someone come to me. I didn't get a phone call. I wasn't able to get a hold of them, so I was on the phone with American Home Shield. This was 1 pm and as I was talking to the rep, the contractor showed up at the door. I said, “I'm sorry. You were supposed to be here within these hours. Your office said that I would get notification that you were coming.”
The guy became a little bit belligerent and he felt he was being attacked. I said, “I'm not attacking you. Your customer service person said I was gonna get a phone call. What if I had left the house?” He said, “I would have left a note saying that you weren't here. But I'm looking at the time now. I'm only an hour late so I don't understand what the problem is.”
I said, “Okay. So if you were supposed to report to work at 9 am and you show up at 10:00 and you ask your boss what's the big deal, is that okay?” It was really bad. Then the guy did the assessment, and he said, “This is not an electronic issue" and I said, “Yes, I told the rep of American Home Shield.” I said, “This is the issue I'm having. I did a video." He said, “Well, that's not something they cover.” I said, “Then why did they send you out?” American Home Shield has already taken my $75. I called the office back. I said, “I followed everything you asked me to follow. At the end of the day, the person you sent out was not only rude and late, but they also said that that's not something that you cover.”
The rep proceeded to tell me in order for them to verify that, they would send me another rep and if the diagnosis is the same, they were gonna charge me another $75. I said, “That makes no sense. Because when I gave you the video of what was going on, your rep should have diagnosed that that's not something that you cover. And the fix for this problem is not to charge me another $75.”
I requested a refund and I was given to the escalation team. She proceeded to tell me, “We can send another person there and charge you $75.” I said, “How does that solve my problem? It doesn't. You guys are taking my money. You need to give me a refund.” She said, “Okay. We're gonna issue a refund.” I got a notification from my credit card company that I was getting a refund at the end of December of last year. But the refund was not for the full amount. It was for half the amount. So I called them earlier in the week and they said, “Our systems are down. We can't get to your account. Call back in two hours.” I made time the next day to call them, and the person I spoke to said, “We have to open up an incident and do the recording, and then from there, determine what the rep said to see whether or not you're entitled to a full refund.”
I said, “If I do not get my full refund, I am going to dispute this transaction with American Express. You go deal with them.” They told me the investigation was gonna take two days to see if I'm gonna get the full refund. But right now, I'm still in limbo. But the plumber that came out to do the bathroom did a great job. They sent me a notification telling me when he was gonna arrive. I could follow it and track it. He was very professional.

I had a leak on New Year's Day and it was spraying all over the place in the garage. American Home Shield called Air Pro Master. They weren't able to come out until the following day. That meant it would leak for three days and they wouldn’t have been able to come out. So I called back and said, “Could you send somebody? Maybe another company might be available.” American Home Shield got ahold of Dockside Plumbing. They came out and saw the problem right away. They were very efficient. They fixed it right away. I like Dockside Plumbing. But the issue turned out to be the water softener tank and American Home Shield doesn't cover that.

There was water pouring out under the bottom of my dishwasher. I called AHS at their 24-hour number and getting a rep was not difficult at all. He dispatched someone to come out and the tech came out the very next day. He was a very nice and polite young man. He found the problem and told me that my dishwasher was 20-some years so that there weren't any parts available as they didn’t make the parts anymore and I'd probably end up getting a new dishwasher. I was very satisfied with everything that he did. The only problem was AHS called and said they were going to send me a dishwasher, but it's been a long time. It's supposed to be delivered January 9th. and this was back in December before Christmas when this happened. Other than that, AHS has been really good on the things that I have had to use them for. With them, you've got a number you can call 24 hours a day, and they respond fairly quickly and take care of the problem.

Some of the plumbers that American Home Shield send out are good. They come in, check the issues, and ask feedback from me. I tell them exactly what I think is wrong and they check the system, and then figure out correctly and they'll take care of it. They do what they have to do. American Home Shield needs to pick their companies that they send out to a person's home and take care of the issue. They need to pick a better company instead of the cheapest one they could find.
When my wife makes a phone call to American Home Shield, they won't speak to her until I get on the phone and let them know. Around 15 times, I had to tell them my wife has the right to call Home Shield on my policy and tell them the issue. But they will not do it. So, sometimes it's hard. When I got on the phone, they submit a plumber or whoever I need and they will call me and make an appointment and come here.

One benefit of having a home warranty is you have coverage. If something breaks, my deductible hopefully is just gonna cover it. I'm able to budget for that. Also, I do not have to find a provider on my own. Hopefully, the home warranty company has vetted providers and they're gonna send somebody.
I did a claim for a stove repair. The element had gone out. It turned out the element in the oven had caught on fire. It also shorted out the control panel. When I got the call from the person to schedule the service, it sounded not as professional as my previous provider because I had several other repairs with a different provider through American Home Shield. I was a little anxious based on that first call. But the technician was superior and I had no complaints about him.
It didn't take very long to get somebody out. It was within a week or maybe even less. The tech diagnosed the problem and ordered the parts on the first day. Within seven days, he was back to install the part. That went very smoothly. The oven is working great now.
American Home Shield has been great. It's one of those things when you pay the payment each month and you start wondering. Over the last two years, I needed them several times and I was pleased with the service every time. The claim submission process is easy. I like that I can just go on my phone and my computer to submit it. I like the providers that they have found for me so far as well as t6he follow-up.
I had a washer situation over the last year and it took several visits. The techs had trouble diagnosing that problem. Even when they would send somebody out to fix it, we would find out later that it wasn't completely fixed. That made me a little anxious. But the fact that you can designate, "Hey, this is the same problem that I have before," and not had to pay that deductible over and over, I like that. That made me feel a lot better.

But we had a paper with our previous home warranty contractor and when they installed the heaters, they charged us for getting the necessary code from city. The refrigerator and the freezer weren't working but there was some coolness to the food inside. I submitted the claim online. But when I went into the system initially, I went to appliances and there were two things to pick for the refrigerator. I pushed the refrigerator in general and I went to process it and it kicked me out of the system. So I got a little frustrated. Then I went back in and submitted it again. The unfortunate thing was that the initial individual sent out to repair told us it was a compressor. The second company that called left me a message and I called them back because it was after hours and I left a message. The tech called me back and said, "Well, we don't fix anything but ice makers, so we'll have to push it on to somebody else."
We went through four companies by the time we got somebody to finally come out and repair the problem, which was diagnosed as a compressor issue. The tech did another Zoom with me and he Zoomed and he goes, "Yeah, I got your model number and that we were told it was..." Elite Appliances came out and we had to go through a couple of things with American Home Shield on the phone.
The tech did something on his phone where he reprogrammed the motherboard on the computer. He said, "That'll be for the new compressor if they let me fix it. But I gotta have my people contact American Home Shield and see if they'll allow the compressor." But he had the part with him and I never expected them to have it with him. So, what we ended up doing was American Home Shield denied it to his company over the phone.
I called American Home Shield and said, "Hey, he's here right now. He can fix it right now. Let's get this thing fixed." The rep said, "Well, we gotta wait 24 to 36 hours for one of our master technicians." I told her, "I think I already did that over the phone. But don't you have somebody on call?" She went away for about five minutes and came back to say, "No, we've approved it. He's got the compressor. He's gonna fix it." The tech that fixed it was excellent. He was very knowledgeable. He was very good at what he did. Overall, it was a little frustrating because we went through so many companies that come out from American Home Shield. It's almost like we jumped through hoops. It took approximately two weeks. But in the end, I'm very happy.

The experience with American Home Shield has been hit or miss. The system, as it's designed, is smart and straightforward. But some of the people that partner with American Home Shield as independent contractors don't respond as quickly or as intuitively as they should. I had water damage in my house and I attempted to each out to them to have a contractor come out for my AC unit and the first person that I attempted to reach out to never responded so I ended up having to come out of pocket because I had water spilling all over my floor from the air conditioning unit. The damage was extensive and I had to use my insurance to cover the repair cost but they couldn't get started until the water was mitigated and the source was identified. So it was a big headache and back and forth.
About two weeks ago, the contractor came and finally finished the repairs. I had to cancel with that first air conditioning company and put in another ticket, and the second person responded. That person came out but didn't make an adequate repair and didn't diagnose the problem appropriately. So the air conditioning unit flooded a second time before having my insurance company come out and do the repair. I had to make another request and somebody else came out and identified that the person didn't diagnose the issue or repair the motor that clears out the condensate line. So, I've had an interesting experience with AHS. The person who came through for us was through AHS so that was nice.
Last week, the main spring on our garage door broke and somebody came right out and repaired that. The week before that, my sensor for my garage door wasn't working, so the same person that came out for the main spring on our garage door came out and made that repair. So, AHS' system is a good one as long as the contractors that work with them hold up their end of the deal. I’ve had plumbing issues where AHS responded, too. They’ve come through. It's just sometimes, if you don't get the response as quickly as possible, you have to cancel and make another claim so that somebody will respond to you. But that could take multiple days.

I had two issues. One was the the dishwasher was leaking and then the ice maker in the refrigerator was not working. When I originally called, they filed it as two claims. Then the service company said to do it in one claim. The first thing that they did was a video conference before coming out so that they could make sure what the issue was, and make sure they had the right model numbers and bring the right parts. They were excellent. When the tech came here, he knew exactly what he was doing, and he went right for it. He was a really nice guy. I was very impressed with Gulf Appliance. The original ticket that American Home Shield created was with Sears and Sears wouldn't even come out. My dishwasher and refrigerator are both Kenmore appliances. But they said, "No, we only do separate tickets and we can't do them together."
I bought this house year ago and American Home Shield was already registered on the house. But I did not know that. I tried to sign up for American Home Shield and then they wouldn't allow me because they said the house is already covered. But they kept billing the previous owner for six months. It was a hassle. They kept saying I couldn't change the contract into my name because he had to do it. So I had to get ahold of the old owner. Last week, he sent me a photo that the new contract for the new year he has received at his house, which is 500 miles away. I don't know why American Home Shield can't get the right name and address. I called them numerous times. The previous owner continues with American Home Shield for his new house. But they keep sending him stuff for the old house. It's a mess.

When I had a problem and had to call American Home Shield, it was taken care of within a reasonable time. When they contacted the person to do the job, they responded in a professional manner and did what they were supposed to do. I did a claim for my washer when the cycle was messed up. The tech completed the task in two visits. The washer is working fine now.
My only concern is there are always gonna be two visits. One is where they have to come and assess what's wrong and not just take your word for it over the phone. And when they come and assess what's wrong, they have to order the parts and then come back to complete the task. I understand that. But for things like washers, especially when you have to use that appliance almost every day, that's an inconvenience. Other than that, I'm okay as long as they respond within a reasonable time. Our washing machine would go into spin cycle and it sounded like it was a jet taking off. There was obviously something wrong with it so, I called American Home Shield and put in the claim and they sent somebody out. The contractor said something had cracked in the central part of the machine and it wasn’t worth fixing because it's almost as much to fix as it is to put a new machine. So I said that we gotta do whatever we gotta do but it’s AHS that calls the shots. I expected the techs to come back with a part to replace it with but I got an email and it simply said that AHS is replacing the old machine with a new one and provided the machines I could choose from. An appointment time was set up and the contractor came out. I've had them before and they're good.
The only problem I have sometimes with American Home Shield is if you need something done right away, you can't get it. They don't use enough people or don't use people who are willing to come out in the evening. And that is a flaw because our air conditioning went out one summer and we had to wait a while. Other than that, AHS is very good at talking to you and at being fair. I even add it on to mine with the electronics package and I feel comfortable with them. They earn their money and don't try to dodge the bullet all the time. They simply say the appliance needs a new one. This is the fourth claim I've had since we started because our house is 20 something years old and things are starting to go. I pay AHS every month and when I need the service, they seem to come through and take care of it for me.

Recently, the techs that AHS sent came out to fix our garbage disposal and it was fine. They were good, professional and on time. However, when the homeowner knows what the problem is and they communicate what the problem is, they should trust the homeowner. For example, we knew our garbage disposal needed to be replaced. It was leaking from the bottom. It couldn't be fixed. So I told them that. I knew they needed to get the model number. But several times since we've had American Home Shield, they come out and they're like, "We need to do this and order a part." And that was exactly what I said it was. If they would've had that part on the truck, then they wouldn't have had to come back a second time. That's happened several times. I also wish AHS wouldn't have gone up with the prices. The techs that AHS sent just got here this morning for the air conditioner. I got two emails. The first email said the tech would be there between 8:00 and 11:00. Then I got another email and it said 9:00 to 12:00. When I called them at almost 11:00, I said I haven't heard anything from them. She said, "We've been sending you text." I said, "You couldn't have because I haven't received anything."She said, "I'm sorry we have the wrong phone number in."
Then the lady called me and said that I have to pay out of pocket because it was an act of God. I said, "I told you all that the tree in the front yard, the branch broke and it pulled down the cable and electrical cord. The air condition unit is in the backyard." She said, "They're not gonna pay for it and you need to pay out of pocket." She said the transformer blew. I said, "If the transformer blew, then I would lose lights and everything else in my house. But I didn't lose any lights. It's just the air conditioner stopped working." I'm very dissatisfied.

The techs came out for our washing machine claim with AHS and the first thing they did was change the actuator and it worked fine. The clothes were cleaning, dispensing and working well. But then, it started this crazy squeaking noise. The guy came out again and he did something. After he left, it was even worse. So there was a lot of squeaking noise started happening when the clothes would wash. They assigned it again. The guy came finally came out and he determined that it was some gear that he explained to my system. When he said it was the gear, he said he would have to get back with the agent's decision regarding repair or replacement. Now, they're gonna replace it for less than what it cost to buy a new machine. I'm still gonna have to pay some money, but they offered an amount and I had to accept what they offered.

My garbage disposal was leaking from the bottom and when the tech checked it, he said it couldn't be repaired because it was leaking from the bottom. So he put a new one in the next day. He was here a total of 30 minutes, but he was very nice. The only thing is, he put a smaller garbage disposal in than the one I had. I also had a problem with my air conditioning and heating unit, and the person that AHS sent out jury-rigged the heater. Then, when the air conditioner went out, he claimed that he didn't do it and that I had somebody else work on it, but I didn't.
Plus, the guy was rude. He told them I had two units, but I don't. I only have one. I'm also not the only one in the Imperial Valley that had problems with this person. In the end, AHS took his side. So on my American Home Shield claim, I took my air conditioner off because I had to buy a brand new one. American Home Shield should really believe the consumer but that's the only issue I've ever had with them.

When people tell me that they're buying a house, I highly recommend American Home Shield. They got great coverage. It eliminates the worry about things that break down in the house. Having coverage has been a lifesaver. It's just one quick little request and someone is out at a reasonable amount of time. The appliance or whatever home system it is gets repaired with no out of pocket costs beyond the deductible. I've also had great interactions with their customer service. I once had an electrician tell me that something wasn't covered and tried to get the company not to cover it. The representative represented me and said, "We make decisions about what is not covered, not contractors," and said that we can switch the contractor. It was amazing.
Recently, a plumber came out for the toilet that was running. He changed the fill valve first then said that should work. But it was still running. Someone else came out and said the flapper had to be changed, but he couldn't get one. We were waiting for two to three weeks then I found a flapper on Amazon. He came back two or three weeks later with the same flapper that I found on Amazon. I had changed one, he changed one, and it seems to work most of the time now. But I was less than impressed. It took a long time. Normally, other contractors that come out fix issues quickly but this took weeks.

American Home Shield is precise and to the point. I called them for the oven that blew up and burned the control. They did well. The technician came in and said, “We need to measure this really well because there may not be a way to repair it.” American Home Shield got the right appliance, but he got the wrong number. Instead of a 30-inch, it should have been a 25-inch. When the other technician came in to install it, he couldn't fix it because it was way too big. The thing is still lying in the middle of my kitchen, and it's already been two months. I called the company to come pick it up. They charged me $100 to pick it up. They set a date for January 9th to come pick it up. Now, we need to go shopping again before we get it installed.
The lady I was speaking with told me because the appliance is a GE, I needed to call GE to get the right measurement. I called GE yesterday. I was on the phone for about an hour. The people from GE wanted me to file a claim and a lawsuit. I said, “Ma'am, all I need is the model number. I don't wanna file a claim. I just want to replace the oven.” They didn't wanna give me the model number. They wanted me to file a claim. This morning I called again. So far, so good.

American Home Shield does everything that it says it's gonna do. If something's broke, they fix it and I don't have to worry about it. If it's not fixable, they replace it. It's awesome. Recently, our hot water heater was leaking. Their contractor came out, looked at it, figured out that it was rusted all the way through and that was why it was leaking. Before it completely flooded out the basement, they went ahead and replaced it. They were in and out, cleaned up, and told my husband everything they were doing. They came back and fixed it. He called them back with a question. They called him right back and took care of the issue.

I did a claim for the garage door that was not opening all the way. It would open a couple inches then stop. I didn't hear from the contractor for several days so I called them directly. They didn't answer or return my phone call. American Home Shield called me after a week to follow up, and I told them that I had never heard from the contractor. They said they would contact them again, but I still didn't hear from them for a couple of days.
When I finally talked to repairman on the phone, he was short with me. He said, "I can come today." I said, "I can't. I work. What about tomorrow?" He said, "No. I don't have any openings tomorrow." But when he came, he was friendly and fixed this. It ended up not being a warranty issue because it wasn't the motor. He replaced the coils and springs. Everything is functioning now but it took almost two weeks from the time I filled out the claim till when they came. American Home Shield's customer service was not helpful. Initially they had good response. I got a text and an email. But the actual execution was poor.

You can never have too much warranty when it comes to your home. For me, it helped me out dramatically. We bought a house in 2020. The HVAC went out in November. American Home Shield came through in the clutch. I paid the 125 service fee, and then it was a part on the HVAC and that was around $900 to get that part fixed, but I only paid 125.
They are awesome. When it comes down to the service request, we can do it online. They're very prompt. In regards to the service that they assign the task to, they're very prompt themselves. They always call you back and ask feedback and see how everything went. The customer service of AHS is top-notch. He just said, "I'm here for a toilet repair." It took him about 10 minutes then came back and said, "I can't fix it. There's a foreign object in there." The second one that came out was Victor. He was excellent. He went down in there, had the camera and showed us where the toilet sits on the floor, there was a gap that was allowing roots to grow up in there. He cleaned it out. He was very efficient and communicated well letting us know what was going on. I've been satisfied with American Home Shield. When our hot water heater went out, AHS replaced it. The techs were also very polite and considerate. But sometimes you have to wait a week or two before somebody can get out. I'm waiting right now for my dryer to be fixed. When I asked originally, I went down and they had a calendar down at the bottom for me to pick a date for them to come and this was back in December. The soonest date they could get here was January 3rd. It said A and E. Then I got an email from them telling me that my case has been appointed to Sears.
So I went back in and I canceled that A and E because this is not right. Then come to find out, A and E is Sears. And because I had cancelled it, they could not reopen the thing. It wasn't that I wasn't happy with the service. It's A and E is not Sears. That was my problem. But that was just my latest experience with them. Other than that, I've never had any issues. Appliance Wizard ended up coming out. They were great. The tech was very polite and kind. He made sure that I was informed that the parts had been ordered and that they would get to me as soon as they come in.

American Home Shield told me while I was on the phone making the claim for the rekey that they will only do six. I have nine locks total in my house. I asked them if I wanted the other three locks rekeyed and one of them didn't have a key at all, would they, for a price, cover that? They told me, "If you pay the $100 deductible, they should cover the extra locks."
One lock was broken and couldn't be rekeyed. The locksmith went down and got a new door lock for me, installed it and rekeyed it. He was very helpful. However, I was under the understanding that that was a free service offered for signing on with American Home Shield. When the locksmith came out, he charged me $15 per lock extra to rekey them. Why would I have to pay extra for the locks if the deductible was for the extra locks? I don't know if the $100 that I paid was for the extra locks or is there a $100 deductible to get the home rekeyed for the six locks? I wound up paying $100 deductible plus $45. It was $15 a lock extra for the three.

He told the opposite to me. He told me that it wasn't working, that he wasn't gonna try to touch it because something was going on.
American Home Shield sent another person from a different company. They told me that if the other person said the same thing, they were gonna charge me again. The other person called me to schedule an appointment. The girl told me, “If you would like, we have a technician close to your house. If you're available right now, we can send him in the next 30 to 45 minutes.” The technician got here and fixed the problem. My husband said he turned on the water heater in less than five minutes. The last contractor that was dispatched out for the microwave was fine. But I had an issue with my AC unit. The fan was going out. American Home Shield sent one person out. I looked him up and he had a lot of complaints against him. I even called American Home Shield about it. I said, “This guy's got a lot of complaints. I don't know if I wanna let him in my house. When he came out, he had an attitude and didn't look at it much. He asked “Did you have somebody already check this system?” I said, “No, sir. It just went out. I called you guys as soon as I wasn't able to get any AC.” He went up there and said it was the fan. He said he was gonna see if American Home Shield was going to accept the claim. But it was almost like he was trying to already say it was preexisting. I told him I was within my warranty.
He sent over to American Home Shield that it was preexisting. I told them it was not a preexisting. They sent another guy out. The guy that came out said, “I'm gonna put this in. The fan should be back in a certain amount of time.” But when I heard back from American Home Shield, they said again that this person said preexisting. I called over there and said, "I talked to the tech. The tech said he didn't say that.” We ended up doing a three-way. The lady told American Home Shield on the phone, “No. My tech did not say that." It got to a point where American Home Shield said they'd reimburse my money. I ended up having to go out outside and paying for the fan to get fixed out of pocket. I went to the Better Business Bureau because, at the end of the day, I was still under warranty but was denied my claim.
A lot of times, there’s a language barrier with American Home Shield's customer service. They have a lot of foreign people. I used to be with them a long time ago, and the service was always good. We called American Home Shield when one bedroom was not getting sufficient airflow to keep warm or cool. Getting ahold of a repairman to come out was easy. He went up in the attic to see if there were any damages or holes in the ducting and found out that there wasn't any physical damage. He tried his best and was very knowledgeable. He managed to resolve the issue by changing out the filter. That increased the airflow up a little bit. We also adjusted the vent from other rooms to make the airflow in that room stronger. We're still getting airflow from that room, but it's not the same from other three rooms.

Before the garage door claim, I had a lot of problems with American Home Shield. I was getting a bad smell in my house. I thought a pipe had burst underneath my house. When the guy came, he went underneath the house and checked. He said that it wasn't a pipe that burst. Because of this weather, he said the ductwork pipe was sweating so the wrap that was on there was no longer there. The sweat from the thing was going into dirt and that was the smell that I was getting in the house. He said that he doesn't do that, but that he would report it to American Home Shield and they would send someone else out. But I already paid them the money for what he was supposed to do and on his truck, it said plumbing and ductwork.
When I called American Home Shield to let them know what the guy said, the rep said when they get the report, they would send someone out to take care of it. Every time I called them, they said they still didn't get the report. The ductwork never get done because I wasn't going to pay them again. Every time I called American Home Shield, they told me they were gonna take care of it. They would call me and let me know when someone was coming. That has been over four months ago. It never happened.
American Home Shield is not doing a good job. They're not helping me half of the time. They are very expensive too. A year is 700 something dollars. But they don't send good guys out to do any good work. When I called to make a request for something, I would ask for certain people. I had dealt with Sears before but American Home Shield said, "They are not on our records." They send these guys that seem to not know their job or charge cheap work.

With American Home Shield, I have the ability to call someone without having to spend a lot of time on my own looking for a vendor which is usually the hardest part - finding someone who can do the work or knowing who to call when you're not even sure what the problem is. JDS Appliance came out for two appliance issues. One of them was my stove where I had a burner that didn't come on all the time. At the same time, I was noticing that there was ice at the bottom of the freezer. First, they said they were ordering the parts for the stove. Then they came back and said they had to do a replacement ‘cause the part was not available. They said, "For a comparable stove, this is what we can offer. You can take the cash and buy it yourself, or you can go through us and have it purchased.” I chose to go through American Home Shield because if I take the money, I still have to get someone to install it.
The first time they called to deliver the stove, the guy said he was 15 minutes out. Then he called and said, “I realized it's a gas stove. I'm not certified to do a gas installation. I'll have to let them know.” While it took a little bit, it was okay. They installed it, and they removed the old one. For the refrigerator, they wanted me to take a video so they could see the problem. They sent me a link. I was trying to do it. They were saying they couldn't see it. I was getting a little frustrated and told them I was not doing it again. They've been out twice now. I have to call them again because now ice is building up again at the bottom of the freezer.

I also called American Home Shield when stool was backing up in the house and water was coming back into the showers. I didn't know that, at that time, the septic tank wasn't covered. I misunderstood my policy. When you hear somebody say the sewer system, you're thinking it's the whole system. It's misrepresented in a way if you don't look at the details on it.
I talked to somebody, and at that time, they couldn't find anybody. They told me I needed to find my own contractor. I had to do everything. My most recent claim was put in for the heating part of an HVAC and the vendor wasn't able to meet my schedule. So, I had to request American Home Shield to refund my payment and the issue is not resolved. I have AHS on numerous properties for a decade and I win some and lose some. Half the time, the contractors don't meet the needs or I have to wait a week and a half with no air conditioning and 100 degrees or I have to pay for my own vendor in the meantime or I don't get reimbursed for what they say they would gonna reimburse when I purchase new items. I have so many vignettes. But over time, it's still okay.
Sometimes AHS can be amazing and sometimes they could fail me. I recommend them because there are not many companies out there as we know to choose from these days. So, from the aspect that they cover 50 states nationwide, the website has made it easy. I would lean higher. The sad part is all their US-based customer service is only based on sales and any support I need is all overseas. And they try, but they're not empowered to do much. But they try to make an effort.
I never got reimbursed for a $1000 item that I was approved, but they claimed it was not under warranty. I said, "Of course it is. It was from Best Buy. It's the manufacturer warranty." But because it's overseas customer service and they are trying to email and I couldn't get ahold of people. I'm probably out $1,000 to $2000 or more. But over the years, it's not that big of a deal. When I divide it by 10 years and multiple properties, it's not too bad.

I had the preventative maintenance screening and when the tech came out, he noticed that there was a lot of rust and a lot of parts on the unit were getting rusty. He was concerned that eventually, it could start pumping carbon outside into the house and it wouldn't be heating properly. He put all those notes in there and said it was good for us to try to get it replaced in the fall when we started using the heating. So I had him come back out and give me a price. The contractors that AHS sent out were very efficient. They were very well informed and very polite. They also did everything that they said they were going to do.

When a heating element in the dryer wasn't working, I called American Home Shield, and they put me in touch with a local repair service. They came out in about five days. The guy was able to do the repair in about 20 minutes. That part was really great. Everything went really smoothly with that one. The only other two times I've called American Home Shield was for my dryer and it didn't go so well. It seemed like it took them forever to get somebody out here. Then the guy showed up, but he didn't have the parts he needed. It was another two weeks. It was an ordeal that was a lot longer than it needed to be.
It took a little longer for someone to come out here for the heat and AC unit. It took about 10 days and it was summer. But then again, at that time of the year, lots of people have issues. So if you take a step back and look at it, it wasn't that unreasonable. So the vendors have been pretty good. With American Home Shield, you're dealing with a third party trying to get contractors out as opposed to dealing with the contractors themselves, so there's always a little bit of a delay. But overall, it's about what I expected.

Initially, it was horrible with American Home Shield. When my furnace went out, the man never came back to fix that. But they have gotten so much better in the last few years. The benefit now is they will repair your appliance or replace it. They've replaced my washing machine, my dishwasher, my stove, and my air conditioner. If I'd have the same problems now, I would feel comfortable that they would do the right thing. I can call out for different services, like plumbing or the garage door opener. They send qualified people to come and repair our what needs to be repaired.
I got a new garage door installed in November with Sears. By December, it was broken. When I called Sears to tell them that my garage door was broken, they said, “It's your garage door opener, not the installation.” I called American Home Shield because my garage door opener is warrantied, and they sent Beverly Garage Doors to look at the garage door opener. They put my garage door back together because it had come apart. They opened it different ways and said, “Your garage door opener is working fine. It wasn't installed properly. This tension is too tight. You're not supposed to have the tension as tight as it can go. There is supposed to be some leeway. They did you a disservice." The guy loosened the tension and said, "We can repair it but that's not warrantied and we'll charge you this price."
When the Sears guy came back out, he said the tension didn't matter. He left it how the Beverly Garage Doors man put it. That made me more confident that Beverly Garage Doors was doing the right thing and gave me the right assessment. I'm still trying to work with Sears to get my garage door replaced. They want me to pay $600 to get a garage door replaced that I just bought two months ago. At that time, it was less than 30 days.

My AC quit blowing and AHS sent multiple technicians. They left everything a mess. I just had the entrance painted and they left dirt all over it. They also collapsed one of my intakes and tried to blame it on me. It was one that they had to walk over to get to the unit to make the repair that they were supposed to make. And it was never told to me that that would happen. The first two times, the technicians climbed up there. But the third time, they said it was collapsed. So, I had to pay for that out of my pocket to be repaired. They techs were terrible and one of them, looked like a crackhead, barely had any teeth. Nothing about him was good. Other than that, I had techs come out for a key job and I would like to have been explained upfront that AHS only pays for six keys. So, I had to pay $290 out of my pocket on that too. If I had known it upfront, I would have been better prepared.

I had a plumbing challenge in December of 2022. The tech that came was very positive, polite, and professional. He was measured and experienced. He was patient and explained what he was doing and why. He told me what the problem was and that had to do somewhat with the contractor who apparently tangled something that affected the ability for the plumbing to function properly. I appreciated that. For the most part, American Home Shield's customer service has been helpful. Sometimes, their different dialect is difficult to understand. However, we have the option to ask them to repeat it because we are from some place else. That aside, I’ve recommended this home warranty to my adult children.

The techs told me that the knobs on my shower were broken, that the pipes were old, and that they were galvanized. They seemed to know exactly what the problem was and they were very respectful. They replaced the knobs, but they said it was temporary. After that, I was having a really hard time turning on the water and I couldn't turn it off one night. So, I called and they said that they need to come back, cut a hole in the back side of the shower, and replace the pipes. They're old and have minerals on them, so it's the only way that the techs were really going to be able to do a permanent fix.
They said that they would report that to AHS and then I would hear from the warranty company about what they would pay for the repairs. But the techs also told me that he replacements were going to be copper and I would probably have to pay that expense because that would be considered an upgrade. I was okay with that and so, I waited to hear from my home warranty.
The next day, I saw that my case had been closed and I didn't hear anything from AHS. But other than that, everything else has been pretty good with AHS.The techs said the were going to submit an estimate to AHS for the repairs. In the meantime, I tried to use my shower one day with the new knobs and I couldn't turn off the water. And I had to go get my neighbor to help me find the water turn-off to the house. So, I called my handyman who occasionally does work for me. He came over on Sunday and he put a wrench on my valve so that I can currently turn my hot water on and off.

The contractor came out a month ago to unclog the toilet line, and they had to come back out again and redo it. The guys are always nice. Our biggest complaint is we've had AHS the whole time. We've had the same issue twice a year where our line connects with the city's, it gets clogged up a bit and contractors have to come out and do that. We have asked AHS over and over again, "Isn't there's some way to fix that permanently instead of this happening over and over again?" Or to at least send the same company so that they know the history of the house and what's going on, because that has been frustrating. They always send someone out, but it costs us every time. We're grateful for it, but we wish they would do something to fix the problem permanently.
A long time ago, AHS sent this one guy who insisted my sewer line ran through to the front, to the street, and it runs in the back. AHS wanted to send him again, and I could not convince this woman to not sent that idiot. He didn't even know where the sewer was. Other than that, the insurance has been a lifesaver. It has paid for itself every year in the seven years that we've had it. When we bought our house, everything in it was older. The woman had lived here 40 years, so our fridge, the stove, and the water heater went out. This last time, because it was a recall, I wasn't sure how to do that online, because I didn't want to get stuck paying for it again. So, I called, and AHS handled it and had somebody back out here again within a couple of days. So, they're usually efficient about it.
I like the timeliness because if we were on our own trying to reach a plumber, there's no telling how long it might take to get someone here, where with AHS, these people are contracted with them so they are obligated to call me within 24 hours. When you got a backed up toilet, that's a big deal. During one of the hot summers our AC went out, and AHS let us know. They were so overwhelmed because of the heat wave, and still, within three days, they managed to get someone here and get it fixed.

I had the plumbers come out for my shower that was leaking into the ceiling of the room below, the kitchen sink faucet where the top piece had broken off, and a toilet that was constantly running. I submitted the service request with AHS online, but then I had to call because the online stuff just doesn't work very well. I have certain providers in my account because I don't want to waste my precious time having to mess with the bad ones. But AHS didn't do that automatically when I set up my claim online. I had to call AHS, be on hold for 20 minutes, tell them to change the provider.
When I told them I wanted to use Aurora Appliance, they said they were not available and that they were not part of their group. But when I called Aurora Appliance, they said they were. So, I called AHS again and I told them that I wanted Aurora Appliance. This contractor is amazingly wonderful and one of the best ones. I loved the plumbers that eventually came out. They were so nice. I have high-end fixtures in the bathroom which are European and I know they're hard to figure out. But I need to have them come back out because that one faucet is still leaking.
I also had to have my furnace replaced and it took 10 days to get a new furnace in. I realized it was partly because of Thanksgiving, but they have some really stupid rules. At the time, it was freezing cold. We're in Colorado, I have a 91-year-old mother, and we had no heat. I asked them what kind of furnace I was getting, they said it was going to be an American Standard. I've been a real estate broker for 46 years and I've never seen an American Standard furnace. And if I was buying a toilet, I still wouldn't want it in my house. They then found out that it was a subsidiary of Carrier. So, here I am in a million-and-a-half-dollar house and they were going to put that kind of furnace in my house.
I told them that I'd pay the upgrade fee to get a better furnace and initially, I was told that I had no control over it. I got a bunch of that back and forth, which was frustrating. In the end, AHS told me that they would give me $1,200 towards a new furnace if I wanted to get an upgraded furnace. The whole thing was going to be $10,000 to $12,000, but they were going to give me 1,200 if I didn't want their crappy furnace. So, I told them to just put the furnace in. I had to pay 2,700 out of pocket but, to my very happy surprise, it was a Lennox and I was thrilled about that. I was thinking, from everything they told me, that I would be getting some off-label furnace. Also, McCormick Heating and Cooling installed my furnace and they were wonderful people. I was very appreciative, because as cold as it was, their man came out with a half an hour's notice to try to restart our furnace for us because we were so cold.

The first time I called, Home Shield sent a gentleman from Coastland Appliance and he did something in the back of my refrigerator. I paid $75. In less than the month, I had the same problem again. I called Home Shield and they sent another guy out. He worked on the front panel that dispenses the water and the ice. That didn't work. Home Shield sent him out again and that didn't work. They decided to go look for a door. They couldn't match a door for a refrigerator that was over 10 years old, so they gave me an option of picking out a refrigerator. If I picked the same style of what I had, there was no fee and that was what I did. After complaining about the first $75 that I paid, they refund me that. In reality, it only cost me $125 once for the actual visit.
The new refrigerator was delivered right after Christmas. It's working beautifully. Home Shiels is well worth it. Not only did I get a new refrigerator, my microwave went out above the oven and I got a new one too. You have to be on top of things and you have to be the boss. You have to demand that they own up to the contract. I would highly recommend Home Shield. The prices have gone up but if you call someone out for service, it's gonna more than be fair.

The guys from Oldham County Electric who came out and did the repair for my electrical claim did a great job. I also had a contractor come because the lights in my range hood quit working. The tech took a look at it and I told him it's an old range hood. He said the problem is with some parts that are so old. He said he was gonna take them back to the office and see if he could find replacement parts. He never got back with me. Then we had COVID stuff. This is going on two years now. I haven't had our range hood replaced yet. One of the electricians looked at it and he said he couldn't do anything. The first tech took all the guts out of it. The office said the part got shipped out and somebody said it got shipped to somebody else.
I still don't have my range hood and I paid 100 bucks for them to come out, which is what I don't like about AHS. I don't like that I have to pay 100 bucks every time a contractor comes out here. I wasn't aware that I have to have the cost of that upfront. Also, when I'm calling, there's nobody to talk to. I wish I read the small print that it only covers 2,000. If I knew that, I would have upgraded. Because it was on the website. My husband said, "It says they'll replace it" and in the fine print it was like 2,000. Other than that, I like the availability. It doesn't matter what time and how fast. I found out that American Home Shield was the best out of all the ones that were available. If something breaks and they can't fix it, they'll replace it. I did a claim when my pool heater wasn't working. It was leaking. A tech came the next day and he was very good. But he didn't get it up and running. American Home Shield said that they wouldn't replace it because they do not cover heat pump heaters. You would think it's covered because it says pool and spa. I've been paying all this time for that. Techs have come out a couple of times to replace the pumps. The heat pump wasn't working but I could still use my pool. I'm gonna put a gas heater in for it. I'm just waiting for the guy to call me back about running the gas line.
With claims, American Home Shield usually calls within a couple of days and tells you, "Your technician said he couldn't fix it. We're gonna send you an amount to see if it's okay. We'll also send you something that has other products listed." If my dishwasher went out, they would send me a brochure. They say, "Okay, we can get you this for no cost. This, for no cost. Or this will cost you $20. Or this one will cost $110 and you can get to pick it out." When they didn't have the washer I wanted because it was a stackable one and it had to be a special size, they gave me a Lowe's gift card. I could go there and pick one out. I had to put more money towards it. They had given me $854 for it.

They sent the wrong part first and had to go get another part but it was all fine. I don't use American Home Shield very much. I fix most things that I can but some of the stuff that are bigger projects are probably more cost-effective than if I had to pay to get it repaired myself.
I've only had one bad issue where the guy told me before they came out two different stories. Then AHS said it wasn't covered. I told him exactly what it was, gave him the serial number, the name, and I wanted to make sure it was covered, and he said it was. He came out and looked, and saw that it was not covered but I got charged for it. He said it couldn't be repaired, and I had someone else come out and they fixed it for me. Since then, I've googled the company's name and they got a bad reputation. When I have to talk to someone overseas or something that can't answer my questions or if I can't talk to someone that speaks very good English, it’s disappointing. It ran for a day and a half and they had to come back, and that was when it was diagnosed as being unusable and had to be replaced. AHS denied my claim saying that the furnace was improperly installed and they refused to pay.
One other time, I had problems with my plumbing and the guy came out and he did not fix it but I still was charged for that service charge even though the claim was not completed. So, I'm very disappointed with American Home Shield. If they are not going to stand up to the promise that they are saying that they will do, I don't see the need of even having that coverage. Pause before purchasing AHS insurance. On the minor repairs they are responsive and overall positive customer experience. On the flip side I've been dealing with a more complex claim on my steam boiler since September 28, 2022 and it's now January 6, 2023. AHS has failed to honor their service request timelines, customer service reps have erroneously cancelled my work order multiple times, dispatch has failed to provide local service techs with detailed information on my service issue resulting in 4 failed dispatches because they didn't bother to confirm my service area and the appropriate details of the service request. Once I got a service tech and a quote to replace my boiler the Authorization dept insisted on a 2nd opinion to "save you some money" but the truth is they are just delaying a claim payment.
I called in to escalate my issue and was informed I called Columbia and they cannot transfer to the escalation dept which is based in the Philippines. Therefore I needed to keep calling to ensure I reached the Philippines call center to then request an escalation. This run around is a failure to provide service to a customer who has paid on time for the past 3 years; spending over $4000 towards a policy that AHS has made near impossible to honor a $1500 claim. I've filed a Better Business Bureau complaint and continue to call AHS for resolution. The odd thing is I've seen multiple bad reviews on AHS with this type of claim. It's my impression that AHS is trained to treat customers this way so you cancel your policy or get frustrated enough so the customer just proceeds with the work without them paying the claim. None of this ok.

I submitted a claim, then I got a call the next day. I let American Home Shield know what was going on, then they scheduled a time with the tech to come by a couple of days later. The tech came by and looked at our garbage disposal. It was jammed, and he was able to unjam and fix it. He let us know, then he left, and everything is still working well. However, the home warranty is definitely a little overpriced.
I pay 600 to keep the membership, then $70 to have someone come out and look at the problem. It's a little cheaper if I would have found a vendor myself and have them resolve the issue. We'll probably evaluate whether we want to continue or not for this upcoming year. Otherwise, it's good, and so far, we haven't run into any issues with not having something that is covered repaired, which is what we're looking for. So if we run into issues with our garbage disposal or whatever other appliance is covered, I feel confident that I can call and get it resolved.

The techs were fantastic. There was some work that they did, but they had everything on hand and my HVAC unit was up reasonably quick. The part I don't like about American Home Shield is there are some things that they won't cover, and you're in the dark going in until an expert comes out and looks at things.

The first repair person came within the first week. But it has been an ongoing issue. The tech couldn't repair the old stove as the parts were no longer available. It has to be replaced. When I ordered the replacement, the delivery people were not licensed to install it. Additionally, the contractor that was assigned has a contractor that doesn't do second floor removal of old units. My kitchen is on the second floor so AHS had to assign another technician. It has been a battle to get another contractor assigned.

The techs didn't finish it up the day they came, but they helped me get my water to temporarily work because they needed to get a new box. The company was very good. Any time I have any kind of issues, I just call American Home Shield and they've been able to send someone out. They've taken care of everything for me so far. I did have one experience that was not so good, and it was in Hawaii. This was years back though. I had a water leak that went from my ceiling from the second story down into the first story, and it was a big thing. Somebody came out initially, and I was trying to get them to come back out because we had an issue of getting the plumbers to come back out, so I landed up just paying another plumber to come and take care of what needed to be taken care of. Other than that, they've been pretty straightforward going out and fixing the things that I needed.

I like the the convenience of having someone come in, and when there is a problem, they replace whatever needs to be replaced at no cost to me. Recently, my mom's heater was not heating the water properly. You gotta wait a few minutes before the hot water comes out. Infinity Plumbing came out yesterday and assessed the issue, and it's a wear and tear of the water heater. Plus, I had to install a new water pressure valve. It's not covered by American Home Shield, so I got someone that is gonna charge me less than Infinity Plumbing. It's a friend of mine that put a water pressure valve before in my house. I called American Home Shield this morning and I told them I didn't want Infinity Plumbing.

I own a condo, and it was built in the late 70s. In my second bathroom, I've got a one-piece tub and a shell around it. When I turn off the water with the knobs, I could hear it running behind the wall. There was a part that had worn out. When the plumber came out and he replaced the parts, both handles, the knobs, there's a kit that he could get just to replace it with newer fittings. Since then, I've not had any kind of problem. This is the fourth time for different things that I've used my protection, and the quality of the work was fine. The plumber was extremely polite and very knowledgeable. He got his work done and left it clean. I was very satisfied.
Every time that I've called American Home Shield, I gotten taken care of. One time, I was made to feel dumb. They didn't make me, but there was a type of situation where if I had been a bit better, a little more knowledgeable or investigated a bit more, I could've saved myself the call. Two toilets were both running constantly and the guy repaired them in about an hour. It was great and it worked. I like the speed of which American Home Shield can get a contractor if there’s a problem. There are limits of insurance so when the aircon went down, the unit wasn't insured. But the people who came out seemed to be very competent. My experience with AHS has been broadly positive and we expect to keep it when it runs out in March.
This is quite a large house. It's 4,500 square foot and has four bathrooms. There's a lot to go wrong so this type of coverage is useful for a house this size. If we were in a smaller house, I'm not sure if the economics would work out as effectively. Also, before we bought this house, it had been rented out for eight years by the previous owner. So, the maintenance hadn't been fantastic. AHS works well for us in this particular situation. The house is not falling apart, but it needs a bit of TLC. If it was a house that had been much better maintained, the economics might not work quite as well.

I've had a couple of contractors especially during the summer heat that took a while for them to understand what I was trying to do. When I called in, instead of giving me a straight-up answer, they should have looked at the previous calls on the record. But other than that, when I call AHS, I just put my claim in and they get right on top of it. For what it costs, it's like money in the bank. I ended up using AHS as kind of an oversight since I was gonna be out of the country. So, if anything happened, then my property manager could just call AHS and have someone come out and look over the property if they had any issues with the tenant. My latest claim was for an AC. I called them and I told them that both upstairs and downstairs weren't working. Once they passed it out to the local vendor to kinda come out and look, they told me that they would only be able to look at one, and they asked which one I wanted looked at. I was like, “Well, both of them are down.” I had to call back to AHS. I was like, “My HVAC unit’s not working upstairs and downstairs. Your work order shows that they can only look at one. Is there any way that we can change the work order to say they need to address both systems and figure out which one is working?”
The lady that I talked to right then and there went into the work order and updated it. Then she personally called the people that were supposed to come out to update them to make sure that they would look at both units so I didn't get double-tapped and double-charged for another come out. It was a capacitor that was down. The guy who came fixed it within 20 minutes. So, it worked out, but it was kind of a touch-and-go there for a little bit because they wouldn't look at both units. So far since that visit, we haven't had any other issues with the HVAC system. I just wish there was a way that I could pick some local HVAC people that are there. I wish there was an opportunity to pick who you could go to. Some of these businesses don't have a lot of great customer service. I got lucky with the guy that came out, so I didn't have any issues.
So far, I haven't had any issues with AHS. Right now, I'm only doing major appliances and stuff like that because I am local. So, I feel like I can change a lot of it but if my heating and air goes down, and that's $8,000 to $10,000, to me, it's a godsend to have the insurance just in case. I’d keep using them. The price point seems pretty good. I was paying a lot more for the total coverage of the house. Right now, their insurance coverage for the HVAC at the price is the peace of mind that I was looking for.

The AC unit quit working 'cause it had lost Freon. We paid the deal to have the inspection done and the tech said that they'd have to tear all the sheetrock out of the bedroom that we just remodeled to even inspect it. There was a leak in the AC line in the exterior of the wall but the tech wasn't gonna stand still and listen to me. The only alternative they offered me was doing a replacement of the unit and it could be repaired. The other part that's frustrating with it is that AHS only covers a minimal amount of Freon, and the vendors mark that Freon way up. These units take several pounds so you can have a $1,500 Freon bill. I've been around the business and I know what I could buy Freon for. I told the techs that I'll get the Freon but they said,"No, we have to supply the Freon from our shop."
Our usual use of the AHS policy is for pool equipment which they want to fix with a Band-Aid when it needs to be replaced. A few months later, you're re-fixing what they fixed before. They use used parts when they can and sometimes, the vendors are slow. Other than that, customer service is above average.
