My most recent claim to American Home Shield is a repair for my washing machine. I'm still kind of getting the runaround to try to get the actual repair done, but submitting the claim was easy. The reps are very helpful and nice. The techs showed up pretty quickly. They just haven't been able to fix it. But in regards to my communication with American Home Shield, they've been great.

We had a boiler issue. I reached out to American Home Shield online. It's pretty slick because it could be any time of the day. There's an issue, you put it in, and then somebody will call you back within 24 hours. They sent out some people a couple different times. It was a little bit of a process. They had to order some parts. They were just troubleshooting a couple different times. So, it was like they came out and then they sent somebody else out. So, it was a little bit longer of a process than we would have liked, but we understand that it was what it was.

I thought I had a leaky pipe. The people at H&K showed me a video and I was like, "That don't even look like my pipe or my basement." I let it go. They said, "You can see it's leaking right there in it." What they were showing me was leaking like a faucet, but the ground didn't look like it was that wet for it to be leaking as shown in the video. They left and they told me and I got how much it would be. Then I said, "I'm gonna get me a second opinion." I called the plumber myself. He came out and he said, "I see no leak." I said, "You don't?" But it was water on the ground. But it was probably from the hose that was coming from the washing machine. I thought it might have been the pipe. But he said, "I see no leaks." The plumber filled it up with water and he said, "I see no leak." I said, "Well, okay. I thought it probably was a leak." And he said, "No. I see no leak." I haven't had any issues after I discovered that I didn't have a leak. As far as American Home Shield, I would recommend them. I don't think it was their fault that that's the company they choose.

American Home Shield's website was user-friendly. Also, the tech was good and upbeat. It took less than five minutes to figure it out what was the issue. But to fix it took a couple of days. He could have fixed it the same day, but he had to come back because there were some complications on the street so he couldn't get his van to the house. Two weeks later, he came and fixed that thing within an hour.

My shower and my sink were leaking. There was something that I forgot to add and I called and they added that. John from Sirius Plumbing & Air Conditioning came out and he was clean, respectful, and he didn't waste time. He did the job quickly. But I have a claim where the technician has been to my house at least 12 times. He had replaced the compressor three times and all of the copper pipes, but the issue is not resolved. He came again last week and he realized the parts were not the proper parts that he had ordered. It's a $14,000 refrigerator and I don't expect AHS to replace it. But my contract says that they are willing to pay or they should be paying up to so much. I told them to pay the 3,000 and I'd pay the other $11,000 but they haven't done it.

The service has been useful when anything breaks. They come out and either fix it or replace it. The only thing is I'm in a rural area so there's not a lot of options for repair services and sometimes it seems like the people that they choose to contract with are not as reliable as some of the others I've had. I've had difficulty getting ahold of the repair contractor or having to wait a long time for a part. Other than those, American Home Shield is very responsive and it's easy to file a claim. I feel like the problem always gets resolved.

So far, I have no complaints about American Home Shield's service. They come right away and get somebody right away. My recent claim was handled okay. The microwave was broken, and the guy came the first time, and he couldn't fix it. They broke it worse. Another guy came, and he fixed it. It still wasn't exactly right, so we fixed it ourselves. The service people from American Home Shield always do good. They always come back when they don't fix something. I got an old hot water tank, and it won't blow up. I was wishing it would, but it didn't. The well pump went bad, and they came and fixed it, paid what they should pay, and I paid what I had to pay. So far, so good.

I've used AHS three times so far - furnace, electrical, and a furnace tune-up. For the furnace, my furnace wasn't working right after I purchased the home. They had an HVAC company come out and I had a clogged condensate-something. They took care of it. For the electrical, an electrician came out because my fuse box was making a really loud buzzing noise. He found what the issue was, that there were too many things that were loaded on that circuit. He helped me with a few other things while he was there.

Then, the tune-up was a regular tune-up for the furnace. The electrician figured it out quickly, but he ended up helping me with a few things. He was really nice. Had a few questions. I was changing out some electrical outlets and wanted to make sure I was doing it correctly. But when I called in to set things up myself, it was not very good customer service over the phone. It was hard. There was a language barrier and they didn't really understand what I was saying and they weren't really willing to get me somebody who could help me.

But when I had to do an air conditioning claim, it went fine.

It's hit or miss with American Home Shield. Most of the contractors are good. I've only had a couple that could have done a better job than they did. I had one particular occasion where American Home Shield wasn't wanting to pay for something that they were supposed to. I had to go through the chain of command and they ended up paying for it. For the most part, I've been happy with the service. But the pricing has gotten much more than what it used to be. The same service that I pay for now used to be half of what it is now.

I got out of American Home Shield and looked for a better-priced deal. I got ahold of a company and right away, I did not like them. When I wanted to cancel from them, they would not let me cancel. I had to get a new credit card, put a stop to them quickly, and went right back to American Home Shield. They went up in price from 100 to 125. They're a little spendy but when you need the help, they're there for you. They always do a good job. The reps are very courteous but sometimes the English is not clear. I have hard hearing problems and they get a squeaky voice too. But when I am able to understand what they're saying, which is not even 95% of the time, they work with me very well.

Recently, I didn't have heat in the house. The gas burners pooped out. I waited a whole week because the repairman from Value Heating was on vacation. I wanted him to come back out to the house. He's always done a wonderful job. I had filter pads in my four vents. He had taken them off and it went up to 65 but it shut off again. I had to call him and he said said, "I gotta do a job over in another town. As soon as I get done there, I'll come right back out to your place." In the past, he had replaced an electronic board. He went back in, took that board out, put a new one and we've been having heat ever since.

When Value Heating was not able to come out, American Home Shield said they could set up another company for me. I got ahold of the people but they said they could come out in a week. That was unacceptable. Even the guy from Value Heating said that was unacceptable. That's why I like Value Heating and I'm glad they're with American Home Shield.

Sometimes I would have a problem with the people that they send out, so I would contact American Home Shield and tell them the issue with the company. AHS has been getting better and they act pretty fast on claims. I submit my requests online and their website is very user-friendly. Their contractors are good, too. I had a claim for one of the outlets of the kitchen that wasn't working, which was the outlet for the refrigerator in an Airbnb. When the issue happened, I had a client there and I needed someone to come as soon as possible because I was expecting another guest.

When the techs came out, they checked the outlet and they said that the refrigerator wasn't plugged correctly because the outlet was working. Apparently, when the client saw that the refrigerator wasn't working, she tried to plug it in the GFCI outlet. They explained to me that you never plug the cord of the refrigerator to a GFCI. They found that the GFCI was bad, so they changed it with one that they brought. Then they checked the rest of the outlet. So, they didn't just do what I requested, but they did more. Also, two people came instead of one. So, when one was checking the outlet, the other one was checking the electricity box and the breakers. After that, they called me to ask me if everything was working well. So far, that was the best experience that I have had with American Home Shield.

A year ago, I had another experience with my air conditioning and the tech had to come four times. At first, they told me that it was a fuse that was out. So, they changed the fuse. Then, it happened again and again and again. They went to the outside of the home and they saw that a cable was peeled. It was making contact with something and it was creating a shortcut. So finally, they fixed it. I was upset with that company because they didn't fix the AC right away and they were not sure about what was happening. Aside from that, they didn't do a quality survey unlike the electrical company that I had.

The loft power went out, which turned out to be a short in one of the wall sockets. I set up a service online and it was easier to do it that way. The AHS website was intuitive and it really flowed well. But part of that process was the organic delay of waiting to set up the appointment with the vendor itself. The tech called a couple of hours later, but the actual appointment was three weeks out.

When the he came out, he was on time and at the front end of the appointment that was scheduled. It was an 11:00 to 3:00 window and the gentleman arrived at 11:00. Then in 30 minutes or so, he had taken all of the wall plates and sockets off, and had a complete diagnosis on what the problem was. Since the repair, I've been able to go back to fully functioning from a power perspective in that area. All in all, the AHS warranty is a good product, especially if you own a home, as the home starts to mature. The service is up to par. It also adds the value and the protection that you're looking for. So, I'd recommend it. The price has been going up consistently but everything in the market has been going up.

When an appliance is messed up, the insurance should do what they say they’re gonna do. I had a water heater that was going back and forth with Home Shield. I had a second person come in, and they said almost the same thing. The home warranty company told me they won't cover my water heater because it was 10 years old and that it was a normal wear and tear situation. I had to borrow money and get it fixed on my own. I was disappointed at Home Shield, and I wish they could do a little better, but they have their own rules and regulations.

I got Home Shield because my cousin was telling me about it. I just got signed with them going on a month and I'm still with them, but now, the freezer on my refrigerator is messed up. The refrigerator is warm, and it's also an older unit. If Home Shield gives me the same runaround as with the water heater, I'm just gonna cancel them and look for another home warranty, 'cause I know there are some warranties that don't give people as much headache as Home Shield. I don't know why they do that.

American Home Shield has done right by me. The only thing I don’t like is their prices keep going up every single year. I started out at $59 and now I'm up to 79 something. Also, if they start you out with a company, they don't let you pick if you wanna choose another company, even though that company is doing you wrong. They sent someone out for the AC and the company did a halfway job.

They got into an argument with my husband. I spent $600 worth of Freon and it started hissing the next day. My husband went out there and the pipe had busted. But they said that it was the pipe was rotten. My husband said they tightened it too tight and that there was no way we were paying them $900 again and the tech said he could just take the Freon out. It was very unprofessional. We had been asking AHS to change companies and with our most recent AC claim, thank God they sent out a different company to fix it, Apex. They were real professional, real concerned, and really good at what they do. I hope that they keep Apex for me next time because they are really good.

I was able to set up a time and date with them. The contractor came out, identified the problem and corrected it. I've used AHS' service once at my primary home and once at our second home. And each time, the third agency was responsive, showed up when they were supposed to, and explained everything that they did to correct the problem. They were courteous, polite, and professional.

The contractor diagnosed the refrigerator's ice maker within the same day, but they had to order a part for it so it took a while for that to come in. But once it came in, it was fixed. The tech was very professional, knew how to do the job, and got it done. On the microwave, not all the buttons on the keypad would work. After the technician came in, he said the microwave needed to be replaced because it was so old and they couldn't find a keypad. American Home Shield

sent a check for a replacement. It wouldn't pay for the entire microwave, but it paid for some parts.

We had three things with the air conditioner. It wasn't getting cool. It ended up being the contractor had to replace the capacitor. The weird thing about it was that caused our sprinkler system not to work as well. So, once they replaced the capacitor on the air conditioning unit, everything started working. Initially, the contractor that AHS assigned to us played a game of chicken. So, I ended up having to ask AHS to not sign them as our primary contractor anymore. Because they had set up three appointments, and each time, they cancelled or rescheduled. The last time, they said, “We don't know we're gonna be able to come.” That didn't make sense. And I already waited a couple of months.

I called AHS back, said that I was not sure what was going on with that contractor because the tech was up there. They were also working on my next door neighbor's air conditioner. He said that took a while. So, I ended up having AHS switch us to a different contractor. The contractor came in and fixed it that day. The people that came out the last three times were good.

When they came back at the end of last month, they had to replace an electronic control module in the main unit because it would come on but there was no air coming out of the vents. The guy deduced what the problem was. He said, “We're gonna have to order a part.” They ordered it, came and fixed it. What they came by to do this past Monday was the yearly heating check. I scheduled it online on Sunday, and they came out on Monday.

About three years ago, I had to use the warranty for an incident where my furnace failed. They were very quick to resolve the issue. I used the warranty a few weeks ago too because someone thought there was an issue with my boiler. There was a little bit of this white substance on top of the boiler where the water comes in. It was a little bit of rust. I was selling the house and the inspector pointed that out saying that he needed further investigation. I called American Home Shield and explained to them what I needed. They were very quick to have someone come and inspect it. It was a very easy experience. It turned out, everything was absolutely fine with the boiler.

Also, whenever you call them, you gotta pay a service fee. I'm paying a lot more per month for the premium as well as paying for the service fee whenever I have an issue with the home. I'm not really happy with that. But I don't have that much of a choice but to stick with it. I can go with someone else, but it’s probably gonna be around the same monthly rate.

When the techs came over and they looked at the part, it didn't fix what it was broken. They let Home Shield know that we needed a new refrigerator. They then sent me a check for it. I like Home Shield and I will recommend them because they have good service. Sometimes, it takes a little while, but it's not fully their issue but the parts that they have to order. Besides that, everything is good and the people that I talk to are really nice and friendly. They're fast and they know what they're talking about.

I had a home warranty policy with AHS from 2005 - 2021. During that time, the only thing they covered was a garbage disposal. They'd use the worst companies in the area who'd send the most awful technicians. On several occasions the technicians would misdiagnose the issue or categorize the issue as user negligence and the repair wouldn't be covered. This forces the homeowner to pay a large amount out of pocket. I had to replace out of pocket; my furnace, 2 HVAC units, and a dryer. My HVAC units were damaged by the technicians sent by AHS. The companies used are not vetted and many of them have negative reviews for being dishonest. Don't use AHS and save your money.

I've had American Home Shield send someone out four times for repairs. They just had someone here for plumbing. They replaced a flap in my toilet. They replaced a cartridge in one of my faucets. They did two other faucets in the garage. They did quite a bit. The workers were very pleasant and respectful. They did a great job. They respected my property. They wore shoe covers, and when they left, they took them off before they exited and put them back on immediately when they came back in. Unlike a lot of places, they put shoe booties on and they walk in and out the house, which is doing absolutely no good. This young man was very respectful.

AHS is too expensive though, and the price just went up. I'm beginning to wonder if it's worth it because I live in a fairly new home. So, to keep going up on the price is not gonna keep me as a customer. I get a bill and it has a price increase. I get no warning. My bill is paid automatically and if they sent out something, it didn't have red flags that said, "Hey, pay attention to this." I was not happy about that. If they go up again, I'm gonna say goodbye.

I spoke to someone this last time because they sent me someone who sent me the wrong confirmation time and I never spoke to those people. I called them back and said, "That's not the time. I cannot be present for this service. Please give me a call so we can reschedule." I don't have time to put my life on hold for a repair person. They never called back. I never heard from them. I had to call American Home Shield and get a human being on the phone and the attitude was like, "Well, we can get them on the phone." "No, I don't ever want to talk to those people again." They did send me someone else, which was a company that I had dealt with year before last.

AHS is unclear about what's covered and what isn't covered by the warranty. It feels like a Russian roulette. But it's nice to call them and they'll let me know. At the moment, I'm having a problem with my HVAC unit and there's been two people coming out here. This company that came out is the one that I need to use but AHS said that they can't cover something. It's a big mess and I'm going to go somewhere else to get the whole HVAC system taken care of. I don't know what Home Shield is doing or not doing, what they want to cover, and what they don't want to cover. It's all very confusing and stressful.

But if I have a small plumbing issue where they just need to come and tighten something up, I pay $150, then the plumbers come and take care of that. If it's something more than that, it's a mess. Also, I don't know who answers their calls, but they need to get some folks who can really speak English and who are clear because that can be very frustrating. I'm a person of color and English is my second language. So, I'm not just trying to be mean prejudiced. It's really hard to communicate and to get answers that are clear from AHS because of the language issue.

BlueTech did a very good job. The tech was on time and able to fix my garbage disposal that wasn't working. I like American Home Shield's customer service and the understanding of the customer. I had an issue with my AC that took over a month to fix and it didn't go well. The AC company who came out said that my AC needed to be modified. And I had a very bad experience with them. So, I called AHS and asked them if they could send somebody else out, that it had been a while. They said in order to do that, I would have to reopen another claim and repay the $85. Because the other company wanted to charge me $700 for the modification, out-of-pocket.

After so long, I finally said, "Just send me someone else. I'll repay." So, I ended up having to repay. I've already had to repay this $85 three times because they've been out to my house numerous times to try to fix the same issue. And it never got fixed. They temporarily fix it and that's it. In a month, it would go back to the same thing. It wouldn't cool. So, I would have to call again, and because it has been a month, I had to pay again.

Finally, AHS sent somebody else out so conveniently, that part that the contractor had to modify existed even though AHS told me it didn't. They ordered the correct part and I only had to come out of pocket $100 with that new AC company, which was way better than $700. I had to go a month and a half without AC. I had to fight with AHS about sending someone else. That was a very bad experience.

American Home Shield works for the most part. It depends on who I get for the contractor and on what my service level is and how much it covers. I have to pay 145 and pay the contractor too. Recently, the water was leaking and the cold water didn't work. I submitted my claim to American Home Shield using my phone. It was easy. The dude that showed up was professional and nice. But it took a week to do anything because they had to approve for something. And after the person came out here, the thing that they needed to get approval for didn't even need to happen. So, I need to get ahold of them again to ask for a refund. It took way too long.

I had an initial Zoom to show them the issue. And we waited three days before I was told that I needed to get it approved. We waited a week for somebody to come out here, and for it to be approved and get scheduled. So, during that whole time, I garnered a large amount of water in a bucket. I turned my hot water off so I didn't have hot water for three days.

My dishwasher went bad so I called AHS up. I usually do everything online but I called in this particular claim because I also had a plumbing issue in another room. If you call in a couple of claims, you only pay one service fee and if I had done it online, I would have been charged a service fee for each one. I called them up and they accommodated me. With the plumbing, the contractor did the repair on site. The toilet was not flushing properly and when the tech came in, he diagnosed the issue and went out to the truck, got the parts, came back in, and fixed it. Everything's been fine since.

For the dishwasher, somebody came out within a couple of days. The contractor took their time to thoroughly check out the situation and did the repair. The unit was 20 years old and the parts to fix it would cost more than it would to put a new one in. AHS got in touch with GE after they sent me a selection to choose from and GE is supposed to be delivering it today. A year ago, I had to have a refrigerator replaced and it was the same thing. Things moved along rather quickly and everything was resolved. I've had nothing but good luck with AHS, which is why I keep renewing my policy. When I have a claim in, they're very quick to send text messages and emails to keep me updated on everything. Also, I get a lot of emails with suggestions of things that I could do around the house maintenance-wise.

AHS sent out a gentleman to look at my dryer, which wasn't heating. He pulled the dryer out from the wall and said that I need to clean the vent before he can do anything and left. I didn't appreciate the way the gentleman came out. I called them and I complained. I told them I didn't want them to send the same guy back out. I asked them for my money back that they took off my card for the service call and they said that once someone comes out, they can't refund it but that I have 30 days to make sure that what I was calling about has been corrected and taken care of.

They made arrangements for another gentleman to come out a week later. I cleaned the vent and the other gentleman came out. He went into the back of the machine and pulled the tray out. He said the tray was full and that was what was keeping the machine from breathing and letting the heat out of the back. I cleaned the rest of it out. He gave me the thing to finish taking it out. After he did that, we tested the dryer and it started drying. He put everything back the way it was. He was a gentleman. He was respectable and he didn't talk to me as if I was not the owner of the home. I was satisfied with his work.

But I'm looking to switch and go to another company. I've been with AHS for over 13 years and that was the second time that I have called them to have someone do business with them and I've gotten talked down. Two years ago when we had a bad heat wave, my air conditioner went out. Somebody came out and put Freon in it. The guy said it was not gonna last me long because I was gonna need a new unit. He said I'd be out of Freon before midnight and I was.

The next company they sent, the rep said it was gonna be two weeks before she could send someone out because her customers come before AHS's. I called AHS and told them what she said and gave them her name. They told me to call her and find out what was going on and let them hear the conversation. I did and she said it might be longer than two weeks before they'd be able to come and service. She said she has accounts with her own customers and her cash customers come before accounts. I said, "Are you trying to say American Home Shield customers are last?" and she said, "Pretty much so."

I sat on the phone for a while and the guy from AHS came on the line and told her she will not be doing business with them anymore. I was very sick at that time. I had a rare form of arthritis and I couldn't stay in this house. It was too hot. AHS told me to find someone that could come and I called Air of Carolina. The gentleman came out and told AHS I needed a unit. He gave them the price and he put a unit in. AHS stood by everything that they said they were going to do at that time and I was very happy because I got air even though I had been real sick. But I paid and then they reimbursed me back what I paid.

Recently, I had an issue with my hot water heater. It was not heating like it used to. I also needed a new toilet seat. I put both items on the claim since it costs $125 per call in addition to my monthly payment. A serviceperson came out and looked at my hot water heater. He turned it up a couple of notches then checked out what was going on with my bathroom. I wanted to change out the toilet seat because the bolts had rusted. He changed that out quickly. He had to cut the bolt, which was fine with me because the new seat comes with its own bolts. Then he took pictures of my hot water heater. It has insulation around it. He had to take a piece off the insulation so he could see the name and size of it. It's over 25 years old. He said he was gonna send in the information and recommend that American Home Shield change it out.

I hadn't gotten any call or email or text from anybody. I called the following day. American Home Shield said they would follow up. If they followed up, I didn't get any information. On the third day, I called again. Instead of waiting for the email to come back, they said they would reach out to the serviceperson then they would be able to let me know what the recommendation was. Then I got a call and they said the cost was gonna be $950. I didn't understand what this cost was for and they tried to tell me.

American Home Shield's service calls go through another country. The reps have very heavy accent. I said, "Send me an email because I can't understand what you're trying to explain to me what the cost is covering." That didn't happen. I called A1 Phoenix Plumbing again and they said, "We can't send an email. We're not authorized to do that. You have to call American Home Shield." A1 only tells me the amount, but they don't have the authority to break it down. I wanted it broken down so I could understand what it was I was paying for and why. I got the email back and it says I had to pay for a violation and an earthquake strap which was already on the one that I have. What pissed me off was that they said my water heater was cracked and leaking but it is not either. If it was leaking, the serviceman wouldn't have been able to turn it up higher. I'm not paying $950 for a lie. I am in a quandary right now that I may cancel with American Home Shield. I'm not happy at all.

American Home Shield sends out pissful techs most of the time. When my pool heater needed to be replaced, the first tech they sent out wanted to say the problem was due to owner neglect or the unit being old. He wanted to get the claim declined so he could make a sale on his own for his company. I talked to a couple different American Home Shield representatives and told them I was very dissatisfied and that was not the case with the unit. It just was not working. They offered me the option of paying for a second tech to give a second opinion, and if he agreed to replace it, then we'd be refunded my second charge and they would replace it. That's what happened. The second tech came out, looked at it and said it just wore out. It was not due to neglect. The person was great.

I also had a 1.5 horsepower swimming pool pump done about two weeks ago. The pool contractor came out here and replaced the pump within about a week, but they put a 1 horsepower in. I said, "I'm curious how the guy ordered a pump for my house when he's never been to my house. And he just put what he had sitting on the truck that morning when he showed up." We went round and round about how a pool pump horsepower is configured, and the service factor ratio versus horsepower ratio, and what it equals out to. I said, "Basically, you sold me less pump," 'cause the water on my hot tub was not very fresh. It was poor.

This pump's been here about a week and a half now. I talked to American Home Shield and they said they would talk to the company and send them out again. I said, "You don't need to send them out again. You need to replace the part with what he took off." It should be comparable. I'm still waiting on that. As matter of fact, I left them an email this morning, but I haven't heard anything from them.

T Mays Plumbing came and unstopped my toilet. At first, they were saying it wouldn't be until Monday, it was a Friday. But once I explained that I only had one restroom, there are two people here, I'm disabled and need to be able to use the restroom, they got somebody out here the next morning. He solved my problem super fast. Everybody they send from T Mays is always nice. American Home Shield a little expensive though. I have to pay $100 every time someone comes out here to do anything regardless of what it is they do. For five minutes to unstop a toilet, it shouldn't be $100. Otherwise, American Home Shield is helpful. They moved my claim up to emergency status and got T Mays Plumbing out here fast.

American Home Shield has been exemplary except for the plumbing. They allow $1,000 for plumbing issues, and they didn't wanna cover anything with the plumbing. We have cast iron. The cast iron split. Everybody was coming and giving estimates for PVC. They call that an upgrade, so they're not gonna cover it even though that's what everybody does now. The common practice is to replace with PVC, not the cast iron. We didn't get anything out of that claim. That was a big nightmare. Now, they just fixed our garage door. It was beautiful. I called them up and told them the drawer doesn't work. A guy came out, threw the gear in and fixed it. We weren't home and I told them to just open it. He's dealt with us before when we've had another issue with the garage door opener. The technicians work really well. They're friendly and put their shoe stuff on if they have to come inside.

The service has been good, except for one incident we had with our HVAC. In March, we started having trouble with our air conditioner. It wasn't cooling, so American Home Shield kept patching it. They had somebody come out in March, in April, and in May. In June, when this other company came out, they said it's shot and can't be fixed. The parts can't even be bought because this was a 2005 unit. It was built with the house. When we took out the home warranty, we were under the understanding that we were paying for the air conditioner to be replaced if it could not be fixed. However, American Home Shield doesn't do replacements. They just keep band-aiding it until it's totally gone, then it's the homeowner's responsibility.

I have never heard from American Home Shield about the money that they were to reimburse us with, and I don't know if the case is closed. I tried to get through to people and nobody could give me an answer. Somebody's supposed to be calling me back again. Other than that, we haven't had any problems. American Home Shield has been very prompt about getting people out here. When I've called about my ice maker, it was fixed for about two weeks, then the same problems and they're sending somebody out. We had something with our washer as well.

Back in late October, we called American Home Shield because we have a current contract that runs through January 24th with them. At that time, in our bathroom, the tub had stopped up and water would take a long time to run out of it, and both sinks in our bathroom were dripping. So, someone came out and unstopped the tub. On the first visit, they stopped the dripping on one sink. We have double sinks in our bathroom. But with the other sink, each time they came out, they would perform whatever it was they would do in plumbing and as soon as they left, the dripping in this one sink continued. So, we kept calling back. All in all, they came four times. The last plumber that came was the same one that came the third time. He came back, he worked on the sink, and before he left, my husband asked him if he would just wait a while so he could see what the sink was gonna do.

The sink started dripping again and it is still dripping. And when they came the second time, I told the plumber when I would catch water up in the sink, and it had not been doing that. The water would slowly drip out. I wouldn't move the stopper, but it would still drip out. It is still doing that, too. Plus, after the fourth visit, when I turned my sink on, water caught up behind the faucet and that had not been doing that at all. So, they've been trying. What we told the representatives that we've spoken to, each time a plumber has come out, was they have tried fixing this faucet, and at one point, water was coming from the pipe under the faucet. Something needed to be tightened. So, the last plumber that came out did stop that. We had to put a little bucket under it at one point to catch the dripping from the underside.

Now, what is happening is that the dripping that we had initially, at one point, became more of a stream, but right now, it's back to dripping, and it's dripping faster than it ever was before we called them out in the first place. What we've been told is that they would need to get a final report from the vendor so that they could take it to authorization. Several people have told us the same thing, including the person that I spoke with yesterday. She said they were waiting for a report from the vendor so that they could make a decision for authorization for the faucet to be replaced.

This request began in October, and here we are now in the middle of November and it has still not been resolved. We're really kind of floored about this because we've been with American Home Shield for a number of years and we have never had this kind of difficulty over a service call. We don't call all the time. In this case, I'm waiting for a disposition on it. In fact, someone from the plumbing company told my husband on the phone that they've been out four times and they're not coming back, and that they've been out working on the faucet, so the project is completed. My husband said to the lady on the phone, "No, it is not completed because, see, the faucet is still leaking." So, what we need to know is the company's disposition on this.

I spoke with someone at AHS yesterday. She told me the same thing that we had already been told, that they need to get a report from the vendor so that they can pursue authorization. She didn't say exactly what they would do once they got authorization. I even suggested, "Since this vendor has tried and they can't seem to fix it, although they've tried, can you send a different vendor?" I was not given a straight answer to that question. We're kinda left in limbo and it's not a good feeling. Up until now, in all these years, we have been extremely satisfied with AHS. We've maybe once or twice had to do a recall but most of the time, they fixed the problem.

As far as the vendors, they sent a lady and a man on the first visit, sent another guy the second, another guy the third, and then the one that came the third time also came the fourth time. They have been friendly. They have gotten down here. One of them replaced the shower. So, they were trying. We're not questioning the plumbers who came out but the last one saw with his own eyes that after he had done what they did down there, it still was dripping. This one sink was dripping while he was standing there with my husband looking at it after he had done what he did. He contacted his office, and the lady on the phone spoke with my husband and told him, "Well, this is the fourth time they've been there and the service has been completed or the repairs." Also, she said to him, "As long as water is coming out of the sink, as long as you can turn the faucet off and on, it's fixed."

For one, we don't understand. We're talking about possibly replacing a faucet. Now, we understand that it may take several trips to get something like this fixed. In the past, I've taken the whole 12 months to pay off because I did monthly installments. This time, I chose to just pay the whole thing off until January. This contract ends on January 24th. So, the contract has already been paid, but it's beginning to look like we're gonna be out of luck.

American Home Shield is a great service. I had a service for the sink that backed up. Then last Christmas, the heat went out. So, I didn't have any heat for Christmas. The claims process went awesome. I went online, put in my request, and in two days, someone came out. They took care of both items. They explained to me the process and everything went fine and I was back in working condition. The techs were very professional. Both of them explained to me what they found and what they were gonna do to resolve the problem.

The plumber explained to me that the U-shaped pipe is too small underneath the sink so it's easy for it to get clogged up. The distance between the two pipes is small and whoever put the plumbing in, put in a very small U-pipe. So sometimes, you have to put water down it just to force whatever is in there out. He was very professional about explaining that to me. I had a pan of water and he said, "Ma'am, can I pour this water down here because this water will help it too?" He said, "Every now and then, just pour your pan of water down there. And that will help flush out that U-shape because it's so small." I thanked him for the tips. It was awesome service. He was very patient. I couldn't ask for a better service.

This is a very old house and I was so happy to have service. You can imagine on Christmas Day not to have any heat. When the technician came out, he explained everything to me. They send me a little reminder of when to get a service check-up. He said, "Every now and then, you might wanna call in and just get a service check-up so that you don't have a problem on Christmas." He didn't have to go out of his way and explain things to me, and tell me what cords he connected. He even went out of his way to check to make sure it had enough Freon in it, and that it was working properly before he left. So, I was very happy and grateful that they took the time to explain things to me. I renewed my American Home Shield for 2024. So, I'm in good hands. I would recommend them to everyone. I told my neighbors about them.

It depends on where the call is going. I got the name of the contractor and their phone number. When someone came out, he got the thermostat back working but then it happened again after two days. But he was nice about it and he showed me pictures of what was going on. We're still without heat and we're having a major issue. We were told that something had burned up in the thermostat and that the parts were on backorder. Generally, American Home Shield has been good. But it seems there's a little confusion with what's covered and what's not. That aside, we have dependable people that are coming out and servicing us.

The other time, he had to order some parts and came back about five days later. There was a $100 service fee when I put in the claim and both times, that covered all of the work that was performed.

AHS has been good, but I could barely understand what some of the customer service reps were saying. The language barrier is bad. I normally call to do my claims. For me, that's easier. I'm a person that likes to talk to somebody rather than do something online. Recently, I had an oven replacement and it was really quick. It was within 10 days. The stovetop wasn't working properly. The repair company that came out could fix it, but it would cost more than the replacement. They would have to rebuild the whole dials section. So, I got a full replacement a couple of days ago.

I had a claim last year with my water heater and that took too long. I already made a complaint about that. I had a bad experience last year, and it kind of pissed me off because there was definitely a language barrier and I was getting all kinds of different information from different people, and it was really annoying. Otherwise, everything's been good. The bill is going up higher but I'm overly satisfied with everything. Coverage is great.

But they said that in order for me not to be charged again, I had to go with the exact same company who never got back with me. I wound up having to pay $4,200 to have the unit replaced and they gave me $250 towards it.

Also, the water from the unit ruined my wood floors upstairs. It was an absolute nightmare and I said, from that point on, I was never going to have American Home Shield again. I was going to cancel but I forgot to cancel and I'm glad that I didn't because I wound up having a better experience with my refrigerator claim. The company that came out was very prompt and professional. I was out of a refrigerator for about a week and a half but they kept me updated on the arrival of the part. The only issue that I had with them was they didn't replace these two pieces that go on my light, but he said he would bring them back. I'm waiting to hear back from him. But I didn't get any reimbursement for the groceries lost and I had to go and purchase a freezer so that I could at least have something in the house. I came out of pocket about $600 and that's not including the 150 or 125 that I paid for them to come and do the service.

I like the concept of American Home Shield because I can have a sound mind knowing that I'm not gonna have any of these big bumps in maintenance costs. But on the flip side, when you do have issues, some of the contractors in Chicago primarily are not the greatest because it seems like they're given a set price to come out.

When a guy from Eagle Air came out, he was really good and very knowledgeable. He only fixed what was needed. I've had other contractors to look at the same air conditioning units and it seemed like they were out to charge more, or find just a slight little nuance so it was not covered and then say, "But, hey, I'll fix it for you for $700.” Also, American Home Shield offshores their customer service and the reps don't always get what you're saying, and they just read off of scripts. So I usually have to escalate to a second tier and then those guys typically do a little bit better job. But their first tier customer service isn't always the greatest.

I had a plumber come out when we had a backed up sewer line. They saw that it was a warranty job so they were not gonna make that much money off of it. So instead of sending out their normal crew, they either subcontracted it out or they sent their really newbie guys that didn't know what they're doing. These guys told me that I had a broken main pipe and it was gonna cost $10,000 to $11,000 to dig up the yard, and it wasn't covered. I was watching them do the work, and I've done this same work before, and they didn't have a clue what they were doing. So I told them to get out, and I hired my own plumber.

My plumber charged me $250, and it was fixed within five minutes of arrival. They knew what they were doing. Then I went back to American Home Shield and told them what happened and they refunded the $75 fee. So that was a downside. But then there are pluses. I've had issues with the washer and dryer where they fixed it and it's been fine, which is exactly what I want, and I just pay $75.

We had an issue with our refrigerator. The contractor came out two trips, one to assess and let us know what we needed to do to hold on to the refrigerator till they were able to get the part. It took four days to arrive and then they came out and put the part on. The gentleman was extremely friendly, and seemed well-knowledgeable. He didn't leave a big mess. He explained to us what we were doing wrong as far as the refrigerator was concerned. He was not like the first company that Home Shield sent out took four visits to repair the refrigerator.

The first company was from Rancho Cordova and we asked the American Home Shield rep if there was someone else that they could send out. They were too far from us and that could be the reason why it was gonna take a week and a half for a person to come out. But he told us, "This is all we have. We don't have anyone else." That's not good business if that's the only company that they're using and they cover such a wide area. It's not acceptable to me. Also, American Home Shield's rate went up from $40 to $54. I wouldn't recommend American Home Shield from my experiences.

American Home Shield owes us money. When the freezer was going out, we sent in a request. We took pictures and sent in a request for some type of a reimbursement. They told us that they didn't give a reimbursement if we had bad food. I told them, "Well, that's part of what I signed up for." That was what I read in one of their contracts. It was up to $200. There was more than $200 worth of food that had gone bad in the freezer because it started melting. It took four times for the contractor to fix it, which was almost a month. The company that came out brought the wrong part. So they had to deal with the old part and hope that it still had a little life in it, but it didn't. By the time it got to the fourth visit and everything was done, I told them to get out.

The dishwasher wasn't dispensing tablet. It wasn't rinsing and drying. It looked like everything just got wet, but it didn't run a cycle. The contractor that American Home Shield sent out supposedly did a repair and then came back. It's dispensing the tablet and washing, but it's not drying. So they came out again. But we'll have to put another call in because it's still not drying.

When I have an issue, I call American Home Shield and request a service. They immediately have me pay the $100 copay and then I have to wait to get notification from whoever they assign it to to come and service it. But it was awful when I had a claim for the refrigerator. The contractor looked at the refrigerator and they said because the refrigerator's compressor was still under warranty, we had to go track down LG to get it repaired. So, we already paid the $100 service fee and then we had to go chase LG down. It took three weeks until they could repair it. We had to keep everything on ice because my husband had medication that had to be refrigerated. We asked to be escalated to a supervisor and the person from American Home Shield said they didn't have a supervisor and that they didn't have to transfer us. It was very annoying, We just wanted a time frame of when someone could be out here. They were pretty, pretty disappointing.

We bought a brand-new LG appliance package, and when the first item had an issue, American Home Shield attempted to service it but they sent out people who couldn't service it. Then they replaced it with a non-LG product. So, now we have three different models of appliances in our stainless steel package. American Home Shield was really snotty and told us, "Read your contract. It doesn't say we have to replace it for the same manufacturer." It just has to meet the criteria. When you call for service, they immediately take your money, but when you call back to try to get the status on a call tag for service, they tell you that you just have to wait. They can't give you any kind of time frame, which is not what you expect from a service provider.

I had a broken spring. I called American Home Shield and got through right away. You can make appointments online but I called and that was easy. I received an email saying the work was assigned to Cactus and that they would be contacting me. I went ahead and contacted Cactus Garage Doors and they were very polite and efficient. They put me on hold, came back, and said, “We see the referral here. Let's get you scheduled.” They scheduled me within 24 hours. The next morning, I had someone out at my house. He was very good. He could tell immediately by looking at the spring that it was broken. So he went to his truck, got a replacement part, put it in, and checked it multiple times. He took care of it.

I had American Home Shield when I was married and now that I'm single, I still continue it. It's very nice for especially a single person. You can rely on the fact that you're gonna get service in a fairly expedited way. There's an ease of comfort knowing that you can get help and that you're not just cold calling companies to please come and fix the problem. I've been very pleased so far. I noticed in one of American Home Shield's recent email advertisements that expanding for homeowners. It's a different coverage and I was pleased to see that. The warranty is it's more expensive now than when I first joined it. But as long as I'm getting expedited and good service, I don't mind. I'm not looking forward to another rate hike, though.

Over the time we've been with American Home Shield, they've replaced our washing machine twice, fixed my dryer about three times, fixed our heat pump about four times, and replaced my dishwasher. They worked on an electrical issue a couple of times. I've had some plumbing things fixed, too. When I had a plumbing issue, they sent a plumber out to my home and I tried to tell them that the water spigot or the bib from outside was leaking, but that wasn't the problem. I knew that wasn't covered under American Home Shield. But the leak was actually from the inside of the house, down in our basement. I tried to tell them that and they kept telling me that it wasn't covered.

A couple of years ago, I got a plumber to check it and he said, "Yeah, you're right. It's not covered. You'll have to pay for this out of pocket." Then somebody come out again this spring and I told them that nobody understood what I was trying to tell them. The plumber looked at it, and he said, "Yeah. Yeah. They won't pay for it. Finally, I did a dispute with American Home Shield. I told them, "You gotta send another plumber out here. What you guys are being told of what is real, it's not true. The leak is coming inside my basement. That's where the fortune of the leak is from." So they sent another plumber out and he said, "Oh, yeah, that's the issue." He fixed it in about 30 minutes. But that was kind of a hassle because I had to deal with the leak for two years whenever I was gonna need my water hose outside.

One time, a contractor came out to fix my air conditioning and they said it hadn't been serviced correctly. But I said, "Well, it has. I've got records of it. And I get it deep-cleaned once every two years and I have to pay for that. It's like $360." It's funny how one person can look at something and say it hasn't been maintained good and the other person says, "Well, it looks fine." So, that's just a matter of opinion, which is kind of frustrating. But overall, I'm happy with American Home Shield. I'm not a handy guy around the house to fix stuff. So, it's perfect for me. If something tears up, I can just call them.

Three years ago, we had an issue and the contractor, Water's Edge, told me that the gas line in my home was too small. This house was built in '92 and they've never had a problem with the gas line. Then, I had a hot water heater go out and they looked at it and said there's nothing wrong with the hot water heater, but the gas line was not big enough to supply the hot water heater. I called Home Shield and they got A-1 Plumbers to come out. They tested the hot water heater and showed that it was default malfunctioning. They replaced it and it's been working fine without having to replace the gas line.

We had flickering lights and then we had lights go out for periods of time. I called the power company here and they said that it was the breaker box switch that needs to be replaced. I looked at American Home Shield and it looked like it was covered so I placed in a service call. The tech from John F. Leslie came out within two days and resolved the issue on one call. He was very good.

AHS's service has gone up in cost over the years like everything but a lot of things that wind up going wrong in the house over time are covered under the program. I have more peace of mind that when something goes wrong, I've already prepaid like a homeowners association. It's there to do the fixing and I don't have to come up with the money unexpectedly. It's a great program and I hope it never goes away. I tell people all the time that they should get AHS if they don't have it and I explain why.

American Home Shield has always been good to me. I've had them so long. The real estate agent transferred the protection over to me when I bought the house back in 2004 when I lived in Montgomery, and I just never let go of it because I always had a pretty good experience with them. Recently, I was outside playing with my son, and I saw some water coming through the outside of my wall. My wife was inside, taking a shower. So, I knew I had a busted pipe inside my wall. I called AHS and they sent somebody over right away.

The guy was here within a couple of days. He was outstanding. He put a clamp on the pipe. I didn't know that it had been leaking for a while. He said that a contractor probably put a nail in the pipe, and it had been spraying just a little bit for quite a while, and then it rusted a little bit and totally blew out the side of the pipe. That was when I noticed it. I came back in when my wife was not taking a shower, and I put my hand on the wall, and my hand caved in with just a little bit of pressure when I touched it.

I've tried to make a homeowners claim for the damage, but I knew that there was an exclusion for a long term damage, so I thought it might get denied. They did deny it. So now I'm gonna have to try to figure out how I can pay for some drywall. I always had a good experience with AHS. It's worth it. I've had that guy fix my pipe here recently, and then they've had other stuff done. I was looking back over my policy when that pipe busted, and it said something about fixing a leaky roof. I broke my neck trying to fix my roof because I didn't realize that that was even in my coverage. I wish I’d known that. So I've had that done. I've had an oven replaced, too.

I went on American Home Shield's website, signed into my account, and requested service through there. I submitted a request Thursday night. So Friday, the contractor called me but they couldn't see me until that Monday. It was crappy timing because it was the end of the week. But it was two to three days before they got out there. The tech came back that next morning. He had to go to the warehouse to get the parts. He lived in Clyde so it was easy for him.

Submitting a claim is a good process. It's just sometimes, I have difficulty with some of the parties that come out. Sears came out one time and although I was saying something was still wrong, they told me that was normal. But recently, I had a claim for the washing machine and they sent a tech from Richard's Appliances who was great. They explained the problem and made sure that everything was working perfectly.

I've also had AHS come out for the microwave, the washer, the dryer, and the garbage disposal. The garbage disposal wasn't covered and I don't understand why. They said that although I have a strainer in there, something got down in there and because of that, they couldn't cover it. But when we took it apart and I had a plumber come and change it, it was actually rusted. For the microwave, they had to order parts and they had to come back multiple times for that. They had to change a couple of circuits. I would recommend AHS but I've had my ups and downs with it and I'm contemplating whether to keep it or not. They just went up on the price and I didn't get any incentive before that unless I bypassed reading that email.

And we kept talking to the contractor who said, "We cannot get the part. And if we can't get the part within 30 days, you should be able to get the dishwasher replaced." That was in the middle of COVID. So we went ahead and bought a dishwasher. My husband installed it. Getting paid back for that dishwasher was where the nightmare came in. But our other incidents were covered and taken care of, like our furnace. And they replaced our hot water heater not long ago and repaired it recently.

Our hot water went out when we had a house full of company. My husband got online and generated a ticket. American Home Shield contacted me and said somebody would get in touch with us to fix our hot water heater. It was quick. But we didn't hear from Race Mechanical Plumbing. So, I called them and I got a voicemail system. I said, "Just wondering what your ETA is." They came not long after that and fixed the hot water heater. They had to turn off the water. They were very pleasant, told us what they would do and how long it would take. Everybody was able to take showers at night. So, that was great. It has been a good experience overall. Sign up with AHS because it has come in handy many times for us.

We have multiple sump pumps in our basement and I know nothing about some pumps, but one was making a terrible noise. AHS sent HM Plumbing out and they assessed that our sump pump had gone bad and we needed a new one so they replaced it. This morning, I put in a work order for my dishwasher. The dishes are not coming out clean. I've tried cleaning the dishwasher myself -- put vinegar into the system or clean the filters -- maintenance things that we're supposed to do, but those didn't fix it. I got an immediate response from AHS through the app saying that a company had been allocated. I heard from that company three hours after the initial using of the app and I have an appointment for next week.

There are other times like in the case of my gas/electric fireplace where we can't seem to find somebody that can fix it. The person came out and said, "Oh, I can't work on this. We have to get an electrician." In the long run, it's been worth it to have AHS. I certainly didn't want to buy a new air conditioner if they could fix it, and they did. I was impressed with how quickly they were able to do it.

Our air conditioner wasn't working. It stopped blowing. The customer service of AHS was fine when I submitted a claim. I requested the same guy that came out before. He prepared my AC before. The tech fixed it the same day. However, when the AC goes out in the summer, it takes a long time to get people out there unless you know people. If it's in the winter, your heater is gonna break. The wait times are really long. The deductible sucks. It's always a weighing factor of, "Will I get my return on investment? Will something break? Will it not? Or am I just throwing away my money?"

Another option that they don't tell you is you can have cash out on items. If your appliance breaks and you don't like what they're gonna do, the repair-wise, you can opt for a cashout, and they'll pay you a certain amount for the appliance that's broken or the repair that needs to be done. Their customer service is usually good. The problem is the call centers are mostly overseas, in the Philippines or Vietnam. There is a language barrier. Whenever you really need something done, you need to speak to a supervisor, they gotta call back to the States, and then it's gonna be a waiting period for them, too. It's also too much money with the deductible. They have an annual fee or a monthly fee, then the deductible is the same. You can get medical coverage for cheaper.

I like that when something unexpected breaks down, hopefully I'm only in the hole for the service fee. That has not always been the case because sometimes I get mad because they deny everything as being covered. I used to have two houses with American Home Shield but I dropped one of them. Because in less than a year, three things got denied, and I was beyond upset with AHS. There have been issues. But currently, I'm okay with them. I've had two things recently. AHS fixed them fine both times. We had somebody out here for the dryer. They were okay.

I've had some contractors who I did not like. I pull up the reviews on them before I get them and they could be bad. My refrigerator, to this day, never got fixed. And a couple of years ago, I had called on it. I even bought a thermometer to put in my fridge to show the tech it was not working right, but he didn't care. So, I gave up on that. One tech came in and was here for less than five minutes. But that was on us. We thought we had checked the garbage disposal and he just pulled out a piece of plastic and that was it. That was an expensive five-minute call.

The contractor came out to check my hot water heater. The water seemed like it wasn't staying hot as long. The two guys that came out were fairly knowledgeable about any questions I had. They answered it with confidence. I had a few questions about what it could be. He checked the things out and he said everything was running good.

Trying to get somebody to pay for parts and labor can get really expensive. So having Home Shield is really cool because you pay monthly, and then if anything needs to be fixed or repaired, then they gotta do that. If anything's wrong, they fix it and we don't have to get out of pocket with a whole bunch of stuff. But the worst thing is the service call, they are $100 every time they come out. If I'm paying for the coverage, why am I paying for the service call as well? I'm not too mad about it because I understand. The young gentlemen that come out gotta get paid too.

We've had Home Shield for a while and we're pretty pleased with them. We like that people come to respect our stuff and treat it as if it's theirs. The contractors show up when they say they’re gonna show up. They perform their duty and they do it well. They don't break anything or say something needs to be fixed when they don't need to be fixed. They address the problem and they’re in and out, so I like that.

I was ready to cancel my policy because I was so unhappy. I had a fridge that took two months to get fixed, and a boiler that went out that was never repaired. The damper had gone bad and it caused the boiler not to function properly. At some point, it didn't function at all. American Home Shield denied it, saying it was part of the vent system they don't cover. I had to argue it was part of the boiler system. AHS wouldn't believe the repairman they sent out who said he couldn't get a part because the boiler was too old. They ended up closing my case saying that it has been rectified and nothing happened.

I was frustrated so I called AHS to cancel and they offered me a free month, and could come out and fix my washing machine. So, I didn't go through the normal process for the washing machine. They tried to make good. I was very happy with the Knockout Appliance guy. He put in a new pump. I appreciate that AHS tried to make some things right. AHS is helpful when it works. I'm just questioning if it's worth the hassle that I went through and the lack of some things being fixed.

I called American Home Shield 10 days ago. I said, “My garbage disposal is leaking.” The rep said, “If it's leaking, it's $125.” I started to have an attitude with them. I said, “What difference does it make? How do you charge an extra $25 when it's 100? But if I say it might be leaking, it's an extra 25.” “That's just because you said it was leaking.” “So, if I called for my refrigerator and I didn't know it was leaking and you guys came out and it was, then you’d charge me an extra $25?” She said yes. That doesn't make any sense. When I started with AHS, the deductible was $35. It went to 45, 55. It might have skipped 65, gone to 75, and it was 100 for the last couple of years. I said, “Okay. Then I don't know what's wrong with it. I'm not a technician. I don't know what's wrong with it. Send them out and have them figure out what it is.”

AHS changed their policy, too, where before, I would get the service done and pay the service fee. They now like to collect it upfront before anybody came. I would say, “I'm not doing that.” But they still wanna take how I would gonna pay, and charge me afterwards. I noticed they charged me $125, which I don't recall getting an email or a call saying, “Normally, it's 100, but because it was leaking, it was 125 and we're gonna take that out of your account.” They just took it. Athey had come out and the guy replaced the garbage disposal, they decided it was 125, not 100.

I get it if it was leaking and they would replace the boards underneath my sink and that's why it was another $25, but because water came out of there, it was an extra 25. They would replace it anyway. It was a Kenmore garbage disposal. Sears' store brand for appliances was Kenmore and they stopped making Kenmore stuff before they went out of business. So, it was, “You're not getting parts for it. You're not gonna be able to replace it with another Kenmore. You're gonna have to replace it with something else.” So, it didn't matter that it was leaking or not. It would get replaced either way. But because the magic word was leaking, “We'll tack on another $25.” The guy was in and out in 10 minutes and they charged me 125 a couple of days later on my checking account.

The $100 deductible is insane, especially when adding on $25 for the garbage disposal leaking. But even at 100, I had appliances, washer and dryer, and it was, “If my dryer goes out and I don't know what's wrong with it, I know I gotta pay 100 for somebody to come look at it. And it could be something they fix or don't. We have places here where I could buy a brand-new dryer for 300 bucks. So, why do I wanna spend 100 for a contractorto come out and tell me something's wrong with it that maybe they couldn't fix? So, I took the appliances off because the deductible for it was too much. The kitchen appliances have their own warranty.

The plumber was great. He knew what he was doing. Once he looked at the garbage disposal and said, “Yeah, I gotta replace it,” he went out to his truck, found what he needed, took it out of the box and brought it back in. He was better than some of the people AHS has sent. I have a list with them saying, “Do not ever send these people to my house again.”

There was a water heater that stopped working. AHS sent out a contractor out and AHS said they would replace it. It was a 40-gallon water heater. It was a three-bedroom, 1,600 square-foot house. Everything was smaller back then. But it was a big enough house where it was, “We're in the 2000s now. I would like to upgrade it. If you're gonna pay for a 40, let me put in a 60, and I'll pay the difference.” But AHS wouldn't allow me to do that. I was willing to pay the extra because I get five people living in a rental property and they wanna take showers, by the time it would get to person three in a 40-gallon thing, they would get no hot water. AHS replaced it at the 40.

I found out shortly when they were doing it that I had to get a permit to replace the water heater, which is asinine. So, the tech went and got the permit, replaced the water heater, and I had to make arrangements with the city inspector to come to look at the water heater, and he failed it. I asked why and he said, “He didn't put a drain pan underneath it ‘cause that's code.” So, I had to call them again and have them come out a second time, take the whole thing apart because once it's plumbed in there, you couldn't just lift it and slide the drain pan in. You gotta do all the plumbing again. So, again, I had to be there for that and they did that. And I had to call the inspector and have them come out a second time. He passed it at that time. But everything took double the time because they did it wrong. So, AHS had vendors that didn't know code and how to properly do stuff.

I had a leak under my daughter's sink and I thought I could fix it myself. But it looked more complicated than what I was used to seeing. I tried to make the claim online but the website wouldn't accept the credit card I have on file with American Home Shield. So, I ended up calling and they were able to bill my credit card for the activation fee, which was $125. That's been more than one occasion where I couldn't get the website to work. But it was easy and all I had to do was look at my stuff and input my data and it pulled it right up. And when I called in, it recognized my phone number. So, the rep already knew who I was. The customer service reps were super nice. They were to the point and tried to help me get set up. They asked me if I needed anything else. So it was fine. It was exactly what I would expect or need.

Two guys came out from Herbert Plumbing and they were extremely honest. The younger guy was under the sink and was giving the older guy information as he was looking at it. And he was telling me what was wrong as the other guy was telling him. So, it was cool. I happened to be home, which worked out. They helped me before with a backup issue with a toilet. Both times, they did good and were very thorough. They explained what the problem was and double-checked it before they left. They were in my house for 25 minutes and they were done. It was a good experience. If I had work that the warranty didn't cover, I would call that guy.

I sold my house, moved into an apartment for two years and then, I finally got a house. I thought I didn't need a home warranty but I was completely wrong. If people are moving into a house and they don't know the history of the house, they should definitely get it. AHS is easy to use. You pay 400 at closing and then each time you use it, it's $125. These problems would have occurred regardless and that 125 is cheaper than the plumber's house call, which is probably 200.

People need to remember they have that option because the first time, I forgot I had that option and I paid for a plumber to come out. And they gave me the runaround. I paid 300 dollars and they diagnosed something that they ended up never even fixing. It ended up causing problems in the house and I had to replace the pipe from my backyard out to the street, which cost me $8,500 out of my own pocket, which was painful. It wasn't in the house, so it wasn't covered by American Home Shield.

Originally, Prime Plumbing was brought out by American Home Shield but the work that they did do for me that I paid out of my own pocket was not under American Home Shield. They came out one time because the other side of my driveway where it's a skinny part of the lawn, was completely dug up. So they put the grass seed down and the straw over it. There was a drop cord plugged into the ground with a couple of white plastic pipes coming up out of a round thing that was probably a foot deep and they said they would take care of that. I called probably four times and I've given up trying to get them to do it. They were not cool to deal with. I’ve got guys walking around my front yard barefoot and smoking cigarettes.

The first day Prime Plumbing came out, the backhoe wouldn't start. So they canceled. They finally came out a few days later. They waited for me to get home from Panama City and wanted a check for 8,500. I asked if I could put it on my credit card and they said they were gonna charge me 3.8% interest if I use my credit card. So I would not recommend Prime Plumbing. I still have work that I paid for that they've never come back out. They said they were gonna put a cover over the thing. It’s almost as big a round as a 50-gallon drum in the ground and there are a couple of pipes around the outside of that that are above the ground where I would trip over them. I kept asking if I needed an electrician so this drop cord was not lying in my backyard just exposed. And they just said they would be out here. It's going on for two months now and I haven't heard anything. So I would not recommend them.

When I call, I usually have multiple items, but they only allow me to give one. If I go to do another one, I get charged for another claim, and I don't think that's right. I have to get through to a representative and that takes forever. They don't ask if you have anything else. They just put that through and if you wanna add anything, you have to either call back and they charge you again or try to get online with a representative that can list them all at one time.

My plumber was very nice and timely. I had a little issue 'cause I couldn't get ahold of the village to shut my water off. That took a couple of weeks before I could get everything fixed, but they came and finished it all the other day. But for the appliances, my dishwasher still wasn't working. The guy that came checked the refrigerant and he said, “There's no leak. What's the problem?” I told him that there was no ice and that was what I called about. There was no water that was coming out of the thing when you pressed the thing for water. So he said, “Well, there's no problem with the refrigerator. Maybe the hose is not connected.” But he didn't even look in the back. So I ended up taking a look in the back and found out that the water hose was not connected. Then he said, “Right there. There's the problem.” He was very condescending. I asked him if he had a piece of Teflon tape so I could try to tighten it and I would do it myself. But he said, “No. I'm not a plumber. It's not my job.” So I got charged for $104 for nothing.

The positive part of my experience was the electrical side. JL Electric Company came in a couple of times and helped me install a ceiling fan. They troubleshot the issues with the lighting and the breaker. There were also a couple of things that they did for me. Those guys were very professional. They were on time and they called. If they were gonna be late, they notified me.

The garage door opener wasn't opening the door. It was easy to send in the claim. I called the phone number and they sent somebody out. I had to give them my credit card number over the phone to pay the $100. There were no other bills after that. The rep that I talked to was very helpful. When the contractor came out, they immediately got to the root of the problem and fixed it.

I had a leak on the floor that originated from my fridge and freezer and I tried to figure out what it was. I went on the American Home Shield website and selected the appliance that was covered which was the freezer, and requested the service. I was told that I would get a call from a contractor and I did. The contractor didn't give me a lot of context about who he was or where he would come from or what my options were for an appointment. He just said that he would be in the area at a certain period of time and asked if he could stop by. I said, "No." And we decided that he could the following week, which was fine. He was great once he got here. He was very professional and to the point, was fine doing work while I was in the house, and gave me a concise answer and it was the right one.

He saw where the water was coming from, looked through the freezer and the fridge, identified that there was a drip coming from the water dispenser in the fridge, which I hadn't noticed because the drip was slow, and identified it was a broken valve that caused the drip. He got behind the fridge, assessed whether he had the valve as an extra part in his truck, and he did. He fixed it on the spot. I wondered whether the fridge needed a filter replacement. Even though that wasn't what caused the problem, he also identified the same thing and told me how to fix my filter, which wasn't covered by the warranty. But it was a nice thing that he did. He said, "You can do this on your own time and you can Google how to do it." He's good. If you need a service like that, I'd recommend AHS.

I called American Home Shield on the 30th. Then on the 31st, Foxcroft sent a guy here. He was a really nice guy. He checked everything out. He said that we had a board that went bad in our furnace. I paid my $100 to American Home Shield and then later that week, I got a thing from American Home Shield saying that I had to pay an additional $190 because of modifications. I finally got ahold of somebody on that following Monday, which would be almost two weeks ago now. They told me that it wasn't a modification. The board was $900 and American Home Shield only wanted to pay the first 700, and I would have to pay the additional $190. I told them to get it going because it was cold out and this was my furnace.

I called Foxcroft last week a couple of times and they never returned my call. I left messages and then I called American Home Shield. The guy I talked to said, "Well, I will call Foxcroft for you. Just hold." So, I was on hold and he came back and he said, "They're just waiting for the part." I told I would like to know the estimated delivery of this part. But I have yet to hear anything. I'm so pissed off right now that I don't wanna call them because I'm afraid that I might say something that's bad.

I'm a Gold member and I can't believe that American Home Shield put a limit on repairing my furnace. Going back over the new contract that they sent me, there were all kinds of limits now that were never on our contract before. We've been with American Home Shield for about 10 years. Ten years ago, they were the best thing going. But today, they're mediocre at best. Their timeliness and unwillingness to take care of a gold member that's been with them this long and try to charge me another $190 on a part, I would not recommend them at all.

Up until this experience and knowing all these limits now, I thought American Home Shield was a great value for the money. But now, I'm not so sure. In the past, they've replaced a gas dryer and a gas oven, and they've come and fixed water leaks. I was extremely happy with that and I didn't mind making the payments. Now that I've been with them for so long, it's almost like a habit. But the customer service as far as following up has been bad.

I've had some bad experiences. When I first moved in, my refrigerator was bad and it was a 25-year old refrigerator. It was bad because I live by myself, so it's not convenient to let somebody in. I have to have somebody there. I had 12 different repairmen come. That was ridiculous for a refrigerator that was 25 years old. It has cost American Home Shield more in service calls than it has for the cost of the whole refrigerator. It didn't make sense to me.

AHS finally got me a smart guy coming out, but he would replace the door seal. I said, "I have enough good common sense that that's not gonna fix the problem." This thing's 25 years old. And one guy held this little device that would take the temperature, and he was shooting it on the door. You could see that all the bottles and jars were, from condensation, getting hot and cold because that was the issue. Things would get hot, and it would get cold and freeze. So, I have to throw everything out. And he said, "It's not doing it," while he's standing there. Of course not. It was ridiculous.

I ended up getting this woman who was a supervisor and she agreed to replace the refrigerator. Supposedly, the technician came and my dog never barked. And this last one was simple, which is hard to believe. The hot water tank was a good experience and everything went smooth like it should. I've had a few of those, but not often. My refrigerator just recently, over the summer, went. And the technician that came was a dick. I hope he didn't get paid. I should have called them and said to them, "The guy didn't do his job. He came out and replaced the motherboard, and he never checked to see that the refrigerator was working or not working."

It never was working to begin with. The board was bad. And he refused to take my call and he wouldn't return a text message. So, the next day, I called on my way to work, and he sent me this text saying that he'd transfer me to another company. It was a shame that I didn't call AHS and say to them, "Don't pay this guy because he didn't do his job. He wouldn't come back out."

The rep told me, "At American Home Shield, he's gonna have to come at your convenience," which I felt was fair because I took a day of work off and I'm self-employed. I took a day of work off because I need my refrigerator. It ended up being two months that I was without a refrigerator, which is ridiculous. I pay a lot for this. I pay $121 and some change a month. So, that's a lot for what I get. They've increased the plan that it is a better plan. But over the years, has it been worth it? No. But it gives me peace of mind. It has been a bit disappointing, but I don't know what else to do. I keep thinking, "I'm gonna cancel it." And every time I try to, they talk me into staying.

They told me that I had malfunctioned the garage door opener and I hadn't even touched it. American Home Shield refused to pay for it. I called the company that actually makes the garage door opener. I told American Home Shield about what the company said about the garage door burning up and they didn't say anything. They charged me $165 and I had to pay that twice for the two different people to come out there to my house. They should have reimbursed me for that. I shouldn't have been charged that. The other claim I had was for the refrigerator. My ice maker quit. The technician was not pleasant and he accused us of malfunctioning it. My particular ice maker does not have a heater. The first guy that came out there told me my heater went out. That tells you they didn't even do their job. American Home Shield sent somebody else, Pye's Appliance, and they were amazing. I didn't have to pay another fee for that. It took about 5 days to get the issue fixed up. They had to order a part. the ice maker is working amazingly now. I love Pye's Appliance.

I did a claim for my garage door opener and that was easy. It was all online. You can still call customer service and do it that way, but you can actually do a ticket online. American Home Shield takes it from there and they'll send you an email or a text back telling you who's gonna be doing the service for you. The repair of my garage door opener went fine. I got a brand-new garage door opener.

The majority of the contractors have always been good. I only had one bad experience and that was years ago. It had something to do with the stove. The people that did the work didn't pay close enough attention to details to fix the problem. But American Home Shield fixed that problem and they didn't use those people anymore. They sent out a Sears guy that fixed it the first time around. Once they got the right guy out here, the stove went fine. American Home Shield can be a little costly. I pay $79 a month. The gentleman from United Air Temp did a good job and met all our expectations. He had a positive attitude so he represented his company and American Home Shield well. We've had our challenges with AHS in the earlier years but I've noticed some improvement in their customer service. In the beginning, it was always very difficult to get through on the phone. You have to wait 15 minutes maybe, sometimes more. Now, you can get through almost right away.

We had a very difficult time in 2020 when our washing machine died during the pandemic and that was annoying. I had to file a complaint with the Better Business Bureau against American Home Shield. I only go that route if I can't resolve it internally with the company and I've talked to a number of people in American Home Shield. I advised them not only on the phone, but in writing, that I intended to file a complaint to the Better Business Bureau, and I did. They established a case for this and interacted with American Home Shield and it was resolved.

At the time of the pandemic when we were having challenges, I talked to two people and they said that American Home Shield certainly is not perfect but compared to the other options, they're as good as you get. And that mattered to us because those people have been in the business a long time with real estate. So, AHS is doing a good job but they could polish themselves up a little bit.

So far, we've got things covered that we needed to have covered. Our monthly fees have been going up quite a bit though and I'm not totally satisfied with that at all because I don't know if this trend is gonna continue and it's gonna get worse. It started out, in the early years, maybe in the $60 range. Now, we're up into the mid-90's. It's based on how many times you've used the system and everything else but we're not at the point where we would consider going elsewhere because the price is too high. We're both seniors and I'm a disabled veteran and it would be nice if American Home Shield provided some sort of benefit for people in our situation. Most all the companies I deal with give veteran discounts these days.

They let me know exactly what was going on and took care of everything that needed to be done. AHS is very reliable. We've had several issues that have happened in the house and they had it fixed quickly and correctly. I'll have my policy with them as long as I have this house.

I had a blockage in the basement shower/tub and the toilet was slow to flush. James, the gentleman who came out, explained to me step-by-step what he was doing and what he thought the problem would be. He also gave me some pointers on some other things that I could be on the lookout for and could possibly improve on my own to make the situation better and to possibly not have to reoccur again. I would recommend American Home Shield as a great home warranty company. I've had them since I've owned my home since 2017 and I've been pleased with them. They get people out there in a timely manner and if the problem should reoccur within the 30 days, the people will come back out at no charge.

Our furnace wouldn't stay on and the tech blew out some lines that were clogged. But I had to call him back that week because the furnace stopped working again. So, he came back out a second time. He said he did the exact same thing and he checked other parts of the furnace and stated that the furnace is old and might need to be replaced. He was very professional and nice. American Home Shield is easy to contact and they respond quickly. I would recommend it. People should get it if they are concerned about things like that. They're good to come out and take care of what needs to be done.

The keypad on the dishwasher would turn on and run all day long, and we had to cut it off ourselves. The technician explained everything and was upfront and knowledgeable about what he was doing. But we had to call American Home Shield again. I thought the technician was gonna be pissed off because he had to come back but he wasn't. He texted me and told me he was coming back out, and he was gonna replace the whole keypad. I said okay and then, we set up a date. He came back out and was respectful. He was having a problem and he said it might take longer than he thought it was. He had to move the hose over to get the wiring and stuff off for the keypad. But besides that, it was fine. And he asked me if I had an old towel because there was a little water dripping. I got it for him and everything was fine.

The once-a-month payment to AHS is worth it because if you have a problem, you can get it fixed. I had a problem with my air conditioner and I called them and they sent somebody out. It was a regular yearly checkup because it started getting cold. We turned the heater on one time and it was smelling so I called AHS and got our AC and checked. So if something happens, we don't want to start any fire. If your warranty wore off when you bought the appliance, AHS is something that you might wanna get and it'll save you some money in the long run. I can call them any time I have an issue and I don't have to worry about it. It's gonna get taken care of.
