In mid 2024, I received a phone solicitation from AHS to purchase a home warranty. Since many of my appliances had seen better days including an older HVAC system, I purchased the plan only after inquiring about the coverage for my air conditioning unit. I was told that the plan covered it up to $5,000, seemed like a no brainer, so I went along.
A couple of weeks ago, our system failed, I paid a $125 service fee for their a/c dealer's visit and assessment. His advice was to purchase Brand A at a cost of $16,500 and AHS would pay $1,500 toward the purchase. I found the same Brand with a better seer rating for an installed price of $13,000, a 5 star rated dealer versus AHS's 2 star rated dealer and next day installation, a savings of more than $3,500. Thereafter, AHS agreed to pay only $532.00 since I was not using their dealer at the higher purchase price. Bottom line, AHS and their dealer appear to overcharge customers in certain transactions to the disadvantage of customers. "Buyer Beware"! Ken K

If give 0 stars if I could. Purchased a condo in Los Angeles for our daughter to live in. The previous owner had purchased a refrigerator five years ago. American Home Shield refuses to cover the refrigerator because they claim that there’s a manufacturer's warranty. However, the manufacturer will only give that warranty to the original purchaser, which is not us. Despite telling them this multiple times, they are not listening, and now we have to pay to get the refrigerator fixed on our own dime. Will cancel my plan and will not use them for my brand new home in Utah. My warranty there expires in May and I was going to use AHS for a home warranty once it’s up. But no more. Avoid this company.

I submitted the claim with American Home Shield on Sunday and the guy from Flash Garage Door Service was out here on Monday. The repair took just an hour and he was great. He explained everything. But American Home Shield only covered tw parts of it and there were five that needed work. Other than that, I've had them for quite a while and overall, I would recommend them.

I had an issue with my stove. I submitted a claim with American Home Shield and the techs they sent out did the repair on that. The next issue I had was with my ice maker in my refrigerator. The techs came out and they told me that the ice maker needed to be replaced. Then someone else came back out and told me that it was not the ice maker, it was the ice bucket that should be replaced. So, they put a new ice bucket in. But after they did that, the ice bucket broke off into our ice, into our water, and I swallowed it.
When I called them back about the bucket being broken, I spoke with someone then a gentleman came out. He told me that the whole ice maker needed to be replaced, but it's just the ice bucket that's broken in the end where the ice won't come down. In the end, they didn't do the repair. American Home Shield then said that they could no longer have the refrigerator repaired, so now I have a refrigerator that's not covered. I got tired of the whole thing because the techs had been out six times for the ice maker.
But I don't have a problem with American Home Shield. The problem was with the appliance company that repaired the refrigerator. This is the second time I've been with American Home Shield and they've been great. The reason why I came back to them was because they don't overcharge. With the previous company that I was with, when the techs come out for your stove and your refrigerator, they charge you a fee for both of them. But American Home Shield doesn't. If there's a problem with five appliances in your house, they charge you one fee for all of them when the tech comes out. So, my when stove and my refrigerator would go out, they would just charged me $100, not a $200 fee.

My realtor deals directly with American Home Shield and she had nothing but great things to say. So, I became a member and I've been with them since August. So far, their customer service has been was great and I feel like I would be taken care of. I also feel that if I had any questions, I would be directed to the right person and my concern would be taken care of. The techs they sent out were excellent. They just sent one out roughly two weeks ago and he was great. He fixed the problem the same day he came. All in all, American Home Shield has been good to me and I don't have any complaint.

I like American Home Shield. I recently had a claim for my refrigerator and the tech they sent out went into the freezer compartment, pulled out the inside back wall panel, and took a bunch of ice that had frozen between that back wall and got all that out. Then he was able to get to where the fan in the freezer was located and saw that it was no longer working. Also, he was able to use some hot water, and he had something like a hypodermic needle with which he was able to thaw all the frozen coils that were in that inner panel area. He did a wonderful job.
When he finished and put things back together, he told me that he was going to have to order that fan part, and when it came in, they would schedule and come and install it. Once he got all the ice out between the inside back wall of the freezer, the freezer was working. It was always working, but it was too frozen. So, I was able to put all my frozen food back in my refrigerator, which wasn't cooling enough but starting to cool better now that the ice and all have been removed. Then, it took another week or so before the part was in and the appointment was set up. But everything's fixed. All in all, I had a really good experience and I would recommend American Home Shield highly.

I had issues with my dryer and my refrigerator. I placed the claim for these to American Home Shield online. The first time, a service person came in a day. The second time, he came within two days. He was really great. My dryer and refrigerator are working fine now.

Set up an appointment to have me heat looked at due to aux heat kicking on and unit freezing up. Tech came out and reported that the unit is older and has a coolant leak and will need a few things but not to worry, my warranty will definitely cover it. Tonight I got a call letting me know my warranty had been declined due to “dust and debris” being the reason it’s not cooling... I'm literally a licensed home builder who changes my filters every 2-3 months. And even so, that has nothing to do with my HEAT. They are sending someone for a second opinion, and after 5 years of paying for this warranty, and just having our first child in winter, I’m hoping for a resolution.

Can't express enough how frustrated and bad my experience has been with my claim. It was denied on the ground of pre-existing condition and a home inspection report was demanded that was done within 90 days. Nowhere in my contract it's worded that home inspection has to be done within 90 days. If that was a requirement, I would have got it done or would have re-considered buying the warranty from them. To make it worse, found their service reps very arrogant and rude who would mislead with wrong interpretation of contract clauses. I will be cancelling my contract with them.

My heat pump was acting up. I made a claim with American Home Shield and the technician they sent out taught me a lot. I thought there was an issue, but it really wasn't an issue and he explained it to me. He was very polite, respectful, and knowledgeable about the heat pump. I've been with American Home Shield for a long time now and I would recommend them to friends.

For my recent AHS claim, Air Express came out and worked on our heating. They fixed it. AHS is reliable if you get the right vendor. I had the wrong one a couple of years ago, and they had to buy us a new General Electric refrigerator because they destroyed it. The guy was just awful. Finally, AHS sent out a General Electric man. He said, “This can't even be fixed.” We had to fight for six to eight weeks to get this fixed, without a refrigerator. You can't find the President or the Vice President, or the communications director. They're not available anywhere. You can't get through to them on the phone, you can't write to them. They hide it at American Home Shield.
Also, their price has gone up to $125, so along with $100 I pay a month, that gets a little expensive. So per month, if you have a call, you're $225. That's expensive for insurance. But I submit claims online, and it's much better than it was a few years ago. They have made some changes and made some improvements that are customer-friendly.

We live in a big, old Victorian house. It's 125 years old, and we have air conditioning, but the air conditioning systems are old, which is why I thought having American Home Shield would be a good idea. The original email solicitation talked about air conditioning. I said, "If we have to end up having replacing air conditioning system whenever I pay 79 or 80 something dollars a month, it would be good for me.” Within the first month, I had this plumbing situation come up. A few weeks later, I had this washing machine thing come up. Everything worked exactly the way AHS promised it would. That's remarkable, because in any kind of consumer situation, I'm more used to expecting to be disappointed than pleased. But I've had two interactions with AHS, and both of them have been exactly as they promised it would when they sold me the policy.
AHS handled things quickly and efficiently. The technicians they sent have resolved the situation. I would have every intention of renewing with AHS. I've already recommended them to a couple of other people because I've been positively impressed. I told them, "These guys are very legit. They've done everything they've said." I have always shied away from these kinds of home repair warranties because I always felt they were unlikely to be legit or serviceable. But my experience with AHS has been very good. If I never have another claim with them, I would still be happy with the service I've received so far and the peace of mind and saying, "If something goes wrong with one of the sort of infrastructures in the house, I know I have somebody I feel pretty good about relying on.” I've been turned into a non-skeptic.
The last claim, our washing machine stopped. It didn't stop working, but it banged around and made a lot of bad noises. There was something wrong. I went on to American Home Shield's app and I filled in relevant lines. It said, “Do you want to report or make a claim?” I said, “Yes.” It showed of a menu of the things that they cover. I checked an appliance, and from there, it gave me a menu of what was the appliance in question. They said, "Okay. A technician will be in touch with you in the next 24 to 48 hours." The following day, I got called by a local appliance repair company, and they made an appointment to come the following day and look at it.
The tech had to call us back and reschedule because another call he was on was running late, which is understandable. Things happen. But he came when he said he would come for the rescheduled appointment. He immediately went to the machine, looked at it, and judged the issue within minutes. He realized the gravity of the problem. He said, "If I try to repair this thing, it's probably going to cost $900 to $1,000 and you could probably replace it for around $700. So, I have to condemn the machine, because it's not worth the price of repair." I said, "Okay. Whatever is the appropriate thing." He said, "We'll let American Home Shield know." They did it that day, because I heard from AHS by the end of the day. They gave me my options, which included ordering another machine through them or a Lowe's gift card or just a refund of the value that they assessed the machine to be.
The problem with ordering a new machine through them was it would take a week and a half to get the machine. We have four people living in the house. That wasn't practical for us. So, we just took the money, which I was a little skeptical about because I thought, "We go out and buy a machine, how do we know we're going to get the money?" But we did go out and bought another machine, and it was delivered within a day. A day after that, we got the money that AHS deposited it into our checking account for what they claimed as the value of the machine. The machine we bought wasn't the same amount, but I was very pleased. We had to pay a little over $800 for the machine with the delivery. They gave us $791. It was seamless and quick. It paid for our membership. Sign up for AHS. If you have concerns about the longevity or the state of repair of your home's various systems, AHS seems like a good plan.

My recent claim with AHS was for a garbage disposal that didn't work, so they replaced it. And they did a great job. I was very happy with it. Submitting the claim was easy. It took a while to get it approved, and then you have to wait for the plumber to come in and do an assessment. That took a little bit, like two weeks or so. But it wasn't anything particularly that I was worried about. I'm very happy with AHS's service. I'd buy the policy again.

I submit my claims with American Home Shield over the phone and their text chat. They're always great to talk to. My recent issue was an exhaust fan. All the contractor told me was it needs to be replaced. I didn't end up having it replaced because it would have cost me 500 bucks. It wasn't covered by AHS. Other than that, AHS is great and everybody who owns a home should work with them.

Horrible Service. I've paid 3 fees for someone to come out and repair my AC. At first, an AC Company sent 2 technicians. Paid $100. They were both high out of their mind, so we didn't let them into our home. I called again and AHS sent out a different company. Although the technician was courteous, he did not have the part on his truck and was told to purchase my own Thermostat and replace it and that should solve the issue. I AM NOT AN AC TECHNICIAN. I called in again. Charged another $100.
Technician tells me that the wires in the AC Unit are fried and need to be re-spliced but that I need to get AHS to send an electrician out first. I call in, Charged another $100 fee. Then no one comes out. I then receive an email asking if my service has been completed to my satisfaction. I say NO!!! Contact me at your earliest convenience as my AC Still doesn't work. I wait (busy with work) and decide to call to see what's going on. They tell me from (who knows where) that it's been 30 days so now I will have to pay another $100 to get a dispatch out again. This is ridiculous!!

We were having problems with the refrigerator, and Elite Appliance had to come out a couple of times. The first time they came out, they thought it was one problem. Then they came back and figured out the second time. So far, it seems to be working well. They were pretty informative and professional. American Home Shield seemed to be pretty quick about getting the claim approved and getting a contractor out. I would recommend it.

American Home Shield is one of the worst companies I have ever dealt with. Their service is unacceptable and extremely frustrating. They consistently assign Air Temp, a contractor that seems more focused on finding ways to avoid honoring the AHS contract and charging customers extra than actually fixing the problem. On top of the monthly fee and the $100 deductible, they schedule service at their convenience, not yours, and every visit turns into another issue or excuse. There is always something “not covered,” “not in the contract,” or “outside the range.” It feels like their business model is built around denying claims rather than helping customers.
Customer service is equally disappointing. Communication is difficult, the call center environment is noisy, and representatives often seem disconnected and unhelpful. There is no sense of urgency, accountability, or genuine concern for the customer. Overall, this company does not stand behind its promises. If I could give zero stars, I would.

I was charged $100.99 because I wasn't informed that my that my plan will auto renew. Almost triple the price of what I was paying before auto renewal. I called costumer service right away and cancelled. This was 1/16/26. The agent I talked to at that time told me that I will get all my money back but then when I called today to follow up, the agent I talked to told me that there's no refund. That I won't be getting my $100.99 back. The agent told me that's just how their business works. They're scammers.

The thermostat in my air conditioner stopped working. Submitting my claim online was wonderful. The service people did really well. They explained everything. They told me what they were doing. They called me when it was time to come instead of just having me wait around. Everything is working now. I recommend American Home Shield.

I’ve been an American Home Shield customer for several years, and this recent experience has completely destroyed my trust in the company.
My refrigerator ice maker stopped working because an internal part failed to open and dispense ice — clearly normal wear and tear. I submitted a video service request through the AHS app. The technician confirmed it wasn’t working properly and scheduled an in-person visit. I took half a day off work waiting for the tech. He walked in, snapped a few photos, said he had to order parts, and left. Shortly after, AHS emailed saying parts were ordered.
A few days later, I got a call saying the repair was denied because we “physically damaged” the unit — which is ridiculous since the broken part is inside the refrigerator and can barely be accessed. After arguing with them, they agreed to send a second company for another opinion. I wasted another half day off work waiting. This technician actually took the door apart and properly diagnosed it. He confirmed it was normal wear and tear and said the first tech ordered the wrong part — the repair was mostly labor.
Despite that, AHS emailed again denying coverage and quoted $670 out of pocket. At that point I tried to cancel. After 30 minutes on the phone being transferred around, I was promised a $200 refund and a lowered monthly payment to “give me time to reconsider with no strings attached.” After hanging up, I received an email saying it was only a $100 credit — which I never even received. I then disputed the $100 service fee I paid for a claim they refused to honor.
Today I tried canceling through chat. The agent said they needed time to review notes, asked if I was still there, and while I was typing back the chat was abruptly ended. Every attempt to reconnect was immediately closed. I even escalated to the executive office and spent weeks going back and forth. They claimed they issued the credit, so I sent credit card statements and chat transcripts proving they didn’t. Their final response was basically “we sent it — take it up with Citibank.”
After paying thousands of dollars over the years, the one time I needed coverage I was denied, blamed, misled about refunds, and given the runaround. This entire experience feels like a scam. You pay month after month only to be insulted and refused when something actually breaks. Save your money and avoid American Home Shield.

Appliance Repair recently came out for my refrigerator. The tech told me what was wrong, what needed to be replaced, and that he'd order it. Then once he ordered it, he let me know when it came in and scheduled an appointment. It's been performing great since then. I decided to get AHS because I live in an old house with old appliances and I can't really afford to replace all of them. I like that you can claim up to as many claims as you can. I came up with five appliance claims that had issues, and they were all addressed.

Several outlets and our ceiling fan had just stopped working. And there didn't seem to be anything going on in the breaker box or any GFI circuits that could be involved. I submitted a claim with AHS online, and I had to have techs come out to figure out what was going on. AHS's website was fairly easy to use. You say you want to submit a claim and then you select the type of claim it is, and then start putting in some details. I was given the name and number of the company that had been sent the ticket.
The techs who came out were great. They were absolutely fantastic. They listened to me and checked everything. They were able to figure out what was going on. It was something that I never would have been able to figure out. Initially, we thought everything was fixed. Not long after they left, I realized that while the ceiling light was working, the ceiling fan was not. It turned out that it was more or less the same problem. There was a separate switch for the fan, and a wire had come loose. They came out and fixed it. Everything's fine again.

Sears came out and didn't fix the issue. We waited almost three months for a part, then American Home Shield kept saying they needed Sears to install the part or that it's not fixed. They finally installed the part and then it started smoking. So I just went ahead and bought a new unit. I didn't wanna deal with AHS because I was on the phone with them almost every day. It was a waiting game of 48 hours here and there. It took 72 hours, then it was three days. It kept going and going. I'm still on American Home Shield's program, but they didn't back me up when I was out of an oven during the holidays.

Recently, our refrigerator kept freezing outside, and turned off and would become warm. We called American Home Shield to file a claim for that and it was easy. On the 23rd of December, my family contacted AHS. A week later, they said they would send somebody out. The agent came out and looked at the unit to determine what he needed. They had to get parts. That took two weeks. The things came, and nearly a month after, it was all repaired.

Recently, we've had to call American Home Shield for our furnace and it went super well, as always. We've been with the home warranty company for a couple years, and we're satisfied. We always have good service. I talk about American Home Shield to friends and neighbors, and I always ask them, “Hey, do you know about American Home Shield?” They respond with, “Oh, yeah. Heard of it?” and I'd say, “Yes, you should get on that.”

Cool Works came out. We had one of the cold nights here in Florida, which we don't get often. Our heat was working fine when we went to bed. When we woke up, our house was like 60, and it was blowing out cold air. It was showing that it was trying to heat the house, but only cold air was coming out. So, we waited for the day and tried to see if we can get it to come back on and get warm. It did warm up a little bit. It started blowing out warmer air, but it never blew out hot air, so it was never getting to temperature. So, we've made the claim with American Home Shield. They sent someone out.
In the meantime, I started doing my own research, and apparently, here in Florida, something can happen where if it's too cold outside, it'll defrost where it will blow cool air instead of hot air. I'm from the North so that never happened before that. So when the gentleman came, he did everything. He said the reason on what caused that cold air to come through is probably it defrosting. He said, “Unless I could see it happening immediately, right in front of me, I can't tell you if that's exactly what it is. But I pretty much can tell you that's probably what it was, so sometimes, you'll have that issue when it gets too cold out, as the heaters here in Florida will actually blow out cool air while it's defrosting.” He said it's working efficiently and there's no problem with the unit itself, besides the way the system was built.
I've had good experiences with American Home Shield. I use their app and it is fast and efficient. What I like about the service is, when we file a claim, usually, within 24 hours, we have an answer. Someone's coming out, or we have a game plan. That's nice. Not having heat and then knowing you're not going to see someone for 24 hours in Florida is not a big deal. In the North, I would want someone out immediately. AHS does a good job on reaching out to their subcontractors and getting people scheduled for us.

All Tech worked on the heater and they were good. I explained what it was doing. They did some troubleshooting and then made some suggestions on a couple of parts that would possibly fix it. But they didn't know how long it would stay running if we went that route. They would try to get some pricing for those parts and then see exactly what you would cover, if I had to pay overage or what have you. Then they said, “Or we can install a brand-new HVAC system. We could discuss that. Because if you pay these for these parts, there's no guarantee that it's gonna work for a night or a week or two weeks or a month. You just don't ever know. So, would you rather pay $2,000 for parts that might last you a week or do you want to possibly look into HVAC system?” I had a discussion and then I got a new HVAC system.

Our microwave oven recently stopped working. I submitted a claim online. The website was easy to use. You just fill out the ticket, put your model number of the appliance, which I did, and then submitted it. You pay the fee for the initial consultation and then American Home Shield scheduled it. The contractor was very pleasant and nice. They came in, initially looked it over, determined what the problem was. He actually had to replace the door of the microwave. The tech was able to replace the door without having to replace the whole microwave, and he was great. He was timely, submitted a appointment and called us. He was good.
I originally got the coverage because when we built our house, we had all the new appliances put in the house, and in one year, I had to replace every single appliance. And that was a hefty, hefty sum. And it's very hard in this area where we live to get technicians in a timely manner because when I tried to get a technician to come out, they said it would be two months before they would even be able to see us. And when you go without a washing machine for two months, that's just about impossible. A friend of mine recommended American Home Shield to say that every time he's ever had to call for a technician, he's always gotten somebody in a timely manner. And they fix it, and it's over with. So it was cost-effective for us because we had to go out and buy all new appliances at one-time, and we didn't wanna have to go through that same situation. If we had one appliance go out and then another multiple times, it's more cost-efficient for us. And then it makes good sense when you live in a area where it's hard to find a technician that you guys do the work and you find them and you bring them in.

I submitted a claim and then a technician responded within a couple of days, troubleshot the issue, and then ordered the part. It was repaired a couple of days later. I had no issues with it. It was timely. I have the American Home Shield app on my phone and it's easy to submit a claim there. I also do it through their website, and it was straightforward. It was just a couple of clicks and I didn't have any issues with it. Then I was notified that the technician was en route, letting me know that he was an hour away. My only negative experience with American Home Shield was that the first year premiums went from $30 to $70 for renewal on the second year. So that was the main reason why I canceled the plan. The jump in premium rate was too much.

I had two different companies come out for a plumbing claim. The first company ran a snake to fix the drain, but it clogged up again, so I called them out again, and they sent somebody else different. The first guy that came out, he seemed a bit inexperienced, and he was a pretty young guy, but I'm assuming he knew what he was doing. However, I noticed a couple of days later that underneath my sink, not only was it still clogging, underneath my sink, it was leaking water. It wasn't doing that before.
So, what apparently happened was when he put the screw back in or whatever it is down at the bottom, he stripped it out, and he didn't screw it in correctly. So, water was leaking. So, they sent a new guy. When I did that report, they sent a different guy, 'cause I requested a different person from the same company. They came, and he did another snake, and he had to go to the store and get another one of those screws to screw it in 'cause it was stripped out. So, he fixed that leak. But a couple of days later, my drain was still clogging up. They were clogging up. So, I requested to have another company came out, and this is when that second company came out.
The guy from the second company came out, and again, after he left, I still had another problem. So, I called them back and wanted somebody else to come out. The new company came, and then they ran a snake, and it didn't work. But they made a diagnosis that what I need to have done is a jet clean. That's different than running a snake. Jet clean cleans the whole pipe out.
However, my problem is my house doesn't have a cleanout outside. Right? It only has a cleanout inside the house. So, in order to use that jet clean, if you do it inside the house, he said it could be messy, it could cause water damage. So, he recommended that I get a cleanout put in. And I said, "Well, how much is that gonna cost?" He said he'll give that information to the warranty and that's when I was told that that's not covered. You're not gonna put a cleanout for me, which I can understand that. So I was left with a clogged drain. The only way they say it could be quick fixed was putting the cleanout. When I talked to American Home Shield, they said it would cost $1,800 for the cleanout, which is not covered by them.
So, I had a guy come out. He did another snake. And as he was doing it, he seemed like he knew more about what he was doing because he was maneuvering it, and he said, "Oh, I feel a clog in there." The bottom line is he came out, snaked it correctly, and he cleared the problem. I had to pay for this out of my pocket 'cause I called this plumber myself.

It was really easy to submit the claim to American Home Shield, and then within 48 hours, the contractor was there and done with the service. But that was due to it being Sunday. So it was probably closer to 24 hours. Everything's great.

The repairman from Fire and Ice Heating & Air was a very knowledgeable fella. He came out in a week and was here to check-up on my system as I thought I was starting to have a problem. He took care of it. The price of the service with American Home Shield is a little high, but that's fine.

American Home Shield has been good with me. Recently, the garbage disposal wasn't working. When you flip the switch, it was just making sounds. It wouldn't turn over anything. We filed a claim with American Home Shield and the guy who came out was super good. He turned it on, assessed it, and immediately knew it needed replacing. He was very professional, quick and methodical. I was impressed. He was pretty timely as well. He said he'd give me a time window between 1:00 and 4:00, and he was right on the bottom of that window. He was a little bit after 1:00, and that worked out with my schedule greatly.

I tell friends and family members all the time to get a home warranty, and I recommend American Home Shield. I've had them on and off since I've been a Realtor. I put it on my own clients' homes as well. I'm a single woman and when anything breaks in my home, I like that I can call them and have their contractor come out and repair it. That's been a blessing to me.
However, the first repairman that was assigned to the claim for my washer did something fraudulent. It was an awful experience. I was waiting on a part and wondering why no one had come out to take care of the issue. I called American Home Shield back and found out that the first guy had told them that it wasn't covered because an animal messed up the door on the washer. I never had an animal in my life. When the second guy came out, he looked at it and wrote it up. He was really nice. From the first time to the second time, I waited about two weeks because I didn't know that they weren't gonna fix it. But once the second guy came out, it was four days before the part came in and he came back and he fixed it.

The last technician that American Home Shield sent was good. He let me know what happened and got the issue resolved. He explained everything to me as well. The prices are getting high though. My husband and I started paying $55. Now it's $99. Other than that, the service is good.

My hot water heater wasn't functioning as well as the gas line for my stove. I did a claim online and it worked out well. The issue was resolved in 24 to 48 hours. They were really quick. Having American Home Shield is worth it and I'd recommend them.

It went well with JKS Appliance Repair. They came out in a couple of days, did the diagnosis, and had to order parts. They came out three times. The second time was the repair. It took them a couple of weeks to get parts. It was for a washer and dryer but the dryer still had problems. I called American Home Shield back, and JKS Appliance Repair came back out. They ended up replacing the dryer.
We got American Home Shield because we have three HVAC units. We have one that is leaking freon and we called it into AHS twice. They sent somebody out but both times, they couldn't find where the leak was. I spent my own money and had Arkansas refrigeration come out. They found leaks in the coil, in the furnace unit, and outside of the condenser. They said it needs to be replaced but AHS wouldn't do anything. They just kept having their contractors come out and keep putting freon in it. That's all they said they could do. They said unless the leak gets bigger, they're not gonna be able to detect it.
It's hard to get ahold of somebody at AHS. When I call somebody, it's usually because I've got an issue that I need a person to talk to. But you have to go through AHS' automated system and it takes forever to try to talk to somebody. They also have gone up several times on the price. We've been considering just dropping them and putting the money in a fund for repairs.

American Home Shield replaced the fridge but it took them over 5 months. I missed Thanksgiving and Christmas. I couldn't cook for my kids. American Home Shield was putting me through the wringer, and I told them I was gonna sue them because there was no reason for them to take that long. They put me through hell and back. They had assigned my case to seven different contractors who were all saying it was unrepairable. American Home Shield finally assigned S & S Appliance Repair. A repairman came out a few times, took pictures, diagnosed it and said he needed to call and order parts. Then he came out, put them on, but the fridge was still doing the same thing, so he ended up deeming it unrepairable as well.
American Home Shield gave me an option to shop with them or shop locally, which would be a cash payout. I went ahead and did that. I found a similar refrigerator at Home Depot. I ordered that and it should be here on Thursday. They requested a receipt of purchase, so I sent that in. But I haven't heard anything else back from that. I'm a bit tired of them right now and hopefully, they reinstated my insurance.
I usually submit claims requests through their online portal. I also have their application on my phone and they usually reach out and assign someone or however they choose to do it that day. But with this last experience, it's been all over the place. Their customer service is terrible as well. It's extremely difficult to communicate with somebody that has language barriers. I'm a manager in the healthcare business so I know how things are supposed to be run. When you are speaking to a customer, you're supposed to be leaving a document trail. But that was not being done. They were taking my calls but were ignoring my concerns. Then when I would call back, I would try to reference my last conversation but it wouldn't be there.
The price I pay to American Home Shield would be fair if they did their job, which is why I chose them in the first place. But right now, I'm questioning it because they're not delivering. I'm paying into it every single month, and if I do the math, I'm paying them a lot of money at the end of the year. If they are fighting me on things that I'm already paying into, what's the point of having them?

ADS Appliance kept trying to come in and fix the dishwasher by doing the same thing over and over again. Finally, they had someone that came in and replaced another part of it but still wouldn't work. They put a new control board in, and later on the young man that was working on it worked on trying to get some of the connections to work. That didn't work, so they ordered a new pump assembly. Then they said they couldn't get it, and they weren't available. I kept making phone calls, trying to see what was going on.
They said it's a Kenmore and Kenmore couldn't get the part to get to them. I was getting really tired of it, so I started making some more calls. It ended up with American Home Shield sending me the assembly. It took three days to get it to my house. After that, they sent a technician to put it in, but it still didn't work. He said that some of the wires are bad. I told him to get rid of it. At that point, American Home Shield picked it up and sent me a list of dishwashers for the replacement. I measured and picked it out, and I sent the information to American Home Shield. Then I got reference back saying it was gonna be here the 2nd of February, and it will be installed by a different contractor so I'm waiting for that. This has been over a period of four months.
Now I have an issue with a microwave that I'm not sure if the panel was doing weird things. I called American Home Shield because that's a built-in microwave, so it's covered under my warranty. They are sending ADS Appliance again. I looked at my microwave today and the panel is fine. Because of the cold weather, it might have not had enough voltage to operate it. It looks fine now, but I've already paid for the inspection, so I'm going to have them come in and take a look at it anyway.
I pay a lot of money to American Home Shield. I paid more in the four months for not having a dishwasher than what the cost of the dishwasher was. That really ticked me off. Normally, I've had pretty good response from them over the past claims, but they were different contractors. I don't particularly care for ADS Appliance. Their location to where I live is two towns away so I could only get them on a certain day when they are out in that area. They're not very responsive and I am not satisfied with them. I'm sure that they're used because they're the lowest on the totem pole as far as money. American Home Shield doesn't have to spend much on them. But that's the way it is. That's the way this business runs. I've been having a lot of other warranty companies calling me to change over, and their monthly charge is considerably less than American Home Shield.

I just initiated my first claim to American Home Shield, and within just an hour or so, they had reviewed it and assigned it to Anderson, and then someone from Anderson called me and scheduled the appointment. It was a quick response. Their tech came out in about two days. They fixed the issue and recommended some follow-up maintenance. So, we went ahead and had that done, too. I've been with AHS for a couple of months. The price per claim is a little bit more, but the yearly fee is about half of what our previous warranty company was.

My experience with American Home Shield was great as always. I called their office to submit a claim and I got a text message saying when the contractor would be here. The repair guy was right on time and replaced a part in the flush kit, which is in the tank of the toilet. He was in and out of here in 15 minutes. Everything goes perfectly every time. And I tell my friends if they are ever interested in a service like this, AHS is the one. Everything is easy and always done correctly.

Being with American Home Shield off and on since 2009, about 17 years total, with roughly 16 years active, I’ve had a lot of service. Overall, submitting a claim is good and the technicians are very good, except for one or two. The only thing is for American Home Shield to make it easier to upgrade to a closer representative who can understand when there are problems.

My dishwasher didn't work, so I submitted a claim with AHS online. It was very easy. They sent me a message with the information as to who was coming. However, I filed a complaint against the first people who came to my house. They said that they wouldn't work around our schedule, so we worked around theirs. They also didn't like that I gave them a bad review, so he brought it up two different times. Then he started texting my husband out of nowhere with rude comments. But North Star's been exceptional; they were the new contractor. Having AHS is definitely worth it as well.

People should look into American Home Shield. I initially got it when we first got the house in 2022, and we've been with them ever since. I like the variety of things that they cover under the plan that we have. As an improvement though, maybe they can have an option for a lower service call amount and better options when they have to replace the items.
I submitted a claim online for a leak in the pipes and a leak in the faucet. The website was user-friendly and I received the contractor's name, their telephone number as well as an estimated time for my appointment. The contractor came out and walked me through things, and they were able to answer any questions I had. They were able to explain as they went along. The service visit took about two hours and the leak in the faucet has been rectified, but they weren't able to correct the leak in the pipe. They didn't have the ability to fix it because of how the bathroom is set up.

I usually contact American Home Shield by phone because online, you can't get them to understand what's going on. Calling works better, but the wait time is long. Each time I call, I wait at least 30 minutes, and sometimes closer to an hour. All Valley came out for the second time to repair the ice maker in my LG refrigerator. After replacing it, they didn't adjust the pressure, which caused the water to overflow and freeze the unit. I called them back to come out again, but they said the window was only 30 days. So, I had to pay another $100 fee, which I didn't like because they caused it. But the icemaker is working perfectly now. I’m dissatisfied that I had to go through it, but I have to give it to the company that came out. They fixed it and did a good job.
People should read the fine print and be careful. Some of the vendors that American Home Shield sends out will come in, look at the issue, and try to say you did something, and it's not covered by the policy. They still get paid and leave, even when that’s not true. American Home Shield seems to look for ways not to fix something, or they’ll replace it with something cheaper than what you had. And even when you know a vendor or worker is shady, you still have to pay the copay to get someone else to look at it. Another issue is the wait time. Sometimes parts have to be ordered, and then they don’t come back for three weeks. There’s a long wait on the phone, and if the technician doesn’t fix it on the first visit and needs a part, it can take another three weeks for them to return. Other than these, AHS has been fine.

Goldfish Appliance helped me with a stoppage problem and a potential toilet clogging. The sink was leaking, too. Their techs were nice and seemed professional. They took care of the problems and they did a good job. I'm monitoring one of them because they told me to monitor it to see if the problem comes back up, but it still have not. When I was setting up the claim to American Home Shield, I spoke to the representative because I needed to confirm the time. They were flexible in changing my window because I needed to go pick up kids. Overall, I have a good experience with American Home Shield. I got my warranty at a promotional discount. And since I'm using it, it's worth it.

Frank's Appliance Repair was assigned by AHS for our recent claim. They made a repair, but then it didn't work, so I had to call and try to get them go back out again on the same claim. They went out again but they're having issues getting it resolved. Currently waiting on parts to come in for like a last effort before having to consult more at that point, but they still have not resolved that issue. But whenever I call AHS, they do a really good job of getting somebody on our claim quickly. It's just, at this point, it's a different story.

I put in a claim with AHS for my AC and heat unit. I called and spoke with a rep. However, they couldn't help me. The communication was well, but I didn't get what I wanted. They denied my claim. I was with American Home Shield for about 15 years, and then I disconnected and came back. I got tired of dealing with contractors directly, and I figured AHS screens them. They had some problems with their customer service about five years ago, but it’s better now. The technician was nice, but I don’t like that the timeline is ridiculously long. The technicians keep you at the house for six hours waiting for them to call. We can't stay the whole 6-hour duration. I have to make arrangements. I wish they got a 2-hour window.
It's also irritating that when they fixed my washing machine, it didn’t solve the issue we called about. The clothes were still coming out wet after the spin cycle. The technician changed the control panel and the soap dispenser, but the new soap dispenser doesn’t drain properly. The fabric softener just stays there instead of going into the washing machine. Other than that, it's been a great experience with American Home Shiel’s scheduling.

We had a situation where the furnace was arbitrarily going on emergency heat. I caught it rather quickly. If I hadn't, it could have ended up costing us a fortune on our electric bill for the month. But we turned the furnace off and used a pellet stove. The company that AHS supplied me with was able to come out the next day and get it fixed. Since the repair, everything seems to be working satisfactorily. It was an excellent experience.
There was a time when I wasn't happy with American Home Shield and considered leaving their company and finding a different supplemental homeowner's insurance. But the last couple of calls that I've received from them have definitely been an upgrade from recent years' past. At this point, I'm happy with their service.

When I had a motor go out on my heating pump, I went online to place my service request with American Home Shield. It took about four days before the contractor came out. They were fine, but they were unable to fix the heating pump. I've been with American Home Shield for many years, and when the contractor came out, they noticed that there were some wires that were misplaced. To my surprise, American Home Shield declined to fix the heating pump because they thought that the wires were the cause of the problem, but the contractor never got to the motor, which was the real reason why the heating pump wasn't working.
The home warranty company said that it was not covered under the claim and I'm not sure how they figured that out when the contractor didn't even look that far. All they looked at was a wire that was out of place, which was reasonable because I had someone come over and service the unit from American Home Shield before. I'm very disappointed, and I intend to cancel my American Home Shield contract because it was the motor that was broken, which apparently was a wear and tear problem.

Our garbage disposal was leaking, so we placed a claim online with American Home Shield and had it fixed. It took a week for someone to come out, but the service was good. The service guy was nice, quiet and he replaced our garbage disposal. It's working fine now. Besides that, we had some issues when we were renewing our contract, but we've had American Home Shield over two years now.

The thing I like the most about American Home Shield's service is that they have the application and I don't have to call and wait on line. Sometimes I call on the phone and I gotta wait 15 minutes, which is a pain in the neck. The application is perfect. I was able to put in a claim and within hours, they assigned me a person. The sprayer on the kitchen sink will not work, and water kept popping out of the tank whenever I flushed the toilet, so the service person assigned for my claim had to replace parts. He was good. We communicated with no problem and everything's working fine now.

Our experience with American Home Shield has been horrible. In September, a repairman from CPR Appliance came out and said he was gonna fix the appliance. He looked at it then said he was gonna come back. But he never came back and I never saw him again so I stopped paying for the service with American Home Shield because I didn't get one.
American Home Shield called back in November to get me back into having the service. The rep said he was gonna give me $25 a month. He also said they were gonna send the people out here to do the repairs and apologized for the inconvenience. I signed back up. He told me I had to register via email which I did. But it's the same thing. I was waiting for CPR Appliance to come out. Then I called American Home Shield and they said I have to wait 30 days. I waited 30 days. I was having a house inspection and when I called them to fix something, they were telling me about some mess. I told them to forget it, give me my money back and let me go. But American Home Shield won't even do that so I might have to call a lawyer.

The contractor came out to fix some pipes and they were able to do the repair in a timely manner. They were very professional as well. I paid them for home call, but for the specific issue which was a frozen pipe, it was not on American Home Shield’s warranty, so I had to pay that out of my pocket. So far, I've not had anything that they cover.

Sometimes I have delays from technicians showing up but American Home Shield has been fine so far. A plumber recently came out and did the faucet. However, there's leak in the ceiling, which happened after he left. I called about two weeks ago and reopened the claim but I haven't heard from him yet to reschedule the appointment. It takes him a while to follow up but he's a decent person. The reps at American Home Shield were professional as well. I'm satisfied with American Home Shield.

The contractor came out, assessed the water heater, and sent all the information to American Home Shield. I went through the whole process and inquired about the cashout. I had to talk to another company to see what their thoughts were. They recommended that I go with AHS because what they offered me seemed fair because over and above the actual water heater, some labor had to be done to change the pipes that feed into it. I didn't anticipate that a little less than 600 additional cost. We had to come up with that for the contractor to do the work. That was the only hang-up in this.
The gentleman who came out did a good job and was easy to work with. I asked him questions about how to maintain it, and he was good enough to explain all the particulars on it and how to drain it every now and then. We went without hot water for three days, so everybody's pleased that we got hot water again. It’s nice to see a new water heater. The other one leaked and rusted, but we kept on using it. Finally, it stopped working altogether.
I appreciate everything that AHS has done for us. Whenever we had an appliance that went out like the heater, it would take me a while to think about it. If they will cover it, we don't know what they will look for until we start making the inquiries with AHS. I talked to the guy who was here. He said, “That's how they work it.” I got confirmation on the process from them as well. All in all, I've been pleased and don't mind paying the monthly premiums knowing that these things are covered. If you can afford it, go with the best plan that AHS has. You won't regret it. It's a peace of mind knowing that if something goes wrong, you will not end up paying heavily out of pocket.

AHS is a total scam. They force their customers to stay with them and never let them leave. And charge your account without authorization and roll over your contract year after year. They lie and cheat and steal. They don’t listen and read from a script and don’t cover half of your issues. I always had to get a second opinion and they deny that you call in to cancel your contract renewal and charge you anyway. If this company and its owners would go out of business, the world would be a better place for it. Many buyers beware. I can’t be the only one, but seems I’m part of 13k plus complaints. I question the integrity of the other good reviews that keeps AHS on top. I don’t see how that’s possible with the experience I had for the past 11 years. Yes, I know. Why stay so long? I couldn’t get out.

An absolute scam of a company. I filed a claim on the date that my coverage started, and when I wouldn't agree to pay out of pocket for a whole new system, my faulty equipment was deemed as a "pre-existing." When I called AHS to complain and note that it is impossible for them to determine that, they asked if I had an inspection report for all of my appliances, and that the report is within the last 90 days. When I asked where I was told, either verbal or written, that it was a requirement for me to secure an inspection report. They had no answer.
As an attorney, I mentioned that it was purely speculative on their part, and that they were in breach of the agreement. It awfully convenient for them to say that they will not cover the claim since it was "pre-existing." That is fraudulent and completely arbitrary. Suddenly, after I accused them of fraud, they were willing to request a second opinion. This was after a supervisor told me that it was not possible absent the inspection report. It remains to be seen if they follow through, but this is absolutely not worth the money, time, and headache.

I had a terrible experience with American Home Shield and would not recommend them to anyone. My dishwasher and microwave were broken, so I scheduled service. The technician they sent barely did anything. My dishwasher does not take detergent and does not clean the dishes, leaving stains every time. Instead of properly inspecting the dishwasher, the technician simply ran it to see if it was taking water and said, “It runs normally.” He even asked me if I changed the filter, shouldn’t he be the one checking that? His job is to diagnose the problem, not ask the homeowner questions and leave. He concluded that everything “looked normal” and left, but the problem is still there. The dishwasher still doesn’t clean or use detergent properly. This is not the first time American Home Shield has sent a technician who didn’t do their job, they just show up, do the bare minimum, and leave so they can get paid.
Another time, I had a technician sent to fix a light fixture. He didn’t even bring a ladder tall enough to do the work. I still had to pay $125 for the visit, even though nothing was fixed. When I called to complain, American Home Shield told me I’d need to schedule another appointment and pay another $125 just to get the job done. That is unacceptable. This company is a complete waste of money. The technicians they send are useless, and American Home Shield does not stand behind their service. They take your money whether the issue is fixed or not. Don’t waste your money, run. They don’t fix anything.

My control on the cooking stove was messed up. I called my home warranty and submitted a claim to them, and then they contacted the appliance company. Appliance King came out and had to replace the panel on the controller of the cooking stove. At first, they said that they were going to see if it can be repaired or replaced. They asked me if I want it repaired or replaced. I said either/or would be fine. Then, they said that they were searching for what was needed and they will get back in touch with me. They did. They let me know that they had received the part and they will be coming out to replace it and then they came out to replace it. They did a good job. It took them about 10 minutes and they were done. The stove is performing 100% now.
American Home Shield did a very good job getting back in touch with me and letting me know what to expect. The people that came out from the appliance company did a good job and I'm happy with it. Everything was done professionally. Overall, American Home Shield is a good warranty company. I have peace of mind that if something goes wrong, I can call them and get it taken care of. I would recommend them anytime.

My recent experience with AHS was horrible. It was an emergency with septic system. I called it a septic/sump/effluent pump, but policy says it covers an ejector pump. They declined service saying it was not covered. I still do not know what an ejector pump is. They finally issued an expedited Dispatch - but no call back till the end of the day. I then understood a plumbing company would inspect and report to AHS, then they would contact septic company for repairs. Being an emergency, I could not wait another 2-3 days. I called my septic maintenance people to repair. Communicating with their service representatives was horrible - very difficult to understand and kept repeating a canned response of "it's not covered". Once I told them to cancel the warranty, I finally talked to someone that would listen but too late for me - I was very frustrated with AHS response to an emergency situation,

Tech showed up as scheduled to look at Washing Machine. Said parts are not available. He would have to file a report in order to get to next step, replacement. Never filed a report! Impossible to speak with anyone. Just a big runaround. Stay away from AHS. They’ll gladly take your money. Not worth the hassle. Now you know why they have a 3.9 rating. How this company is still in business is beyond me!

I give American Home Shield 10 out of 10. One of my problems was the refrigerator. The ice maker wouldn't work and the fridge leaked. I placed the call with American Home Shield, and within less than 24 hours, I got a call from the repair shop. It was standard, very courteous, and professional. The repair shop came in and troubleshooted the problem. The tech figured it out quickly and ordered the parts, fixed the refrigerator, and it has been holding up.

The first people said they were unsure. American Home Shield ran through it and said, "We're declining your claim." I said, "No, that's not what we're not gonna do. We've been without hot water for almost two weeks. I have a teenager. Cold water is unnecessary. And it's the wintertime. That was when they sent out Pronto Plumbing. They handled it. Pronto Plumbing was great. However, American Home Shield's customer service is horrible. I'd have to pull an arm and a leg, squeeze blood from a turnip to get them to overturn something. They don't mind taking my money each month. But when I have an issue going on, they wanna give me the runaround and not want to pay out their benefit. Find another home warranty company.

My dryer was making a really loud noise when it was operating. I went online to submit a claim to American Home Shield. The website was really good and intuitive. They shared the contractor's contact information. AT Services came out and they were great. The technician was very helpful. He was informative, and he troubleshooted the issue with me. He took apart our dryer and showed us the parts that weren't working well, and what he was planning to do to fix it, and he troubleshooted it with me while walking me through the steps. The dryer is performing well now. He fixed it. As a home warranty company, AHS is good. They're expensive, but they're good. I have really comprehensive coverage, and I pay for what I get. So, it's worth it.

The dishwasher was not feeding water into the unit. I made a claim with American Home Shield online and they assigned it to a tech. Tech who came out was able to fix it without ordering any parts. He did some sort of a reset and cleaned out the filters. It turned out that something was preventing the water from flowing into the dishwasher, even though it was all hooked up properly. He seemed really knowledgeable and so far, everything has been performing well.
With American Home Shield, I love being able to go online, everything being accessible, being able to call in if I need to, and being able to reach someone. Occasionally, I've encountered issues with the availability of providers in the area. Sometimes they would send someone from Tucson versus Sierra Vista, so sometimes it would be hard for them to find vendors to service certain things. I don't know if that's even controllable, but it would be great to have more vendors to choose from. Other than that, the coverage provided is great and I highly recommend American Home Shield.

I had a little leakage in the house when it rained. I paid for the inspections and American Home Shield would sent somebody. Somebody arrived but never said if the work is finished. I have problems with the chimney too. They're supposed to fix it. Before the contractor arrived, it rained hard again, but my roof did not leak. It should leak more, but there was no leak. It was windy the other day, and we heard the same noise before the contractor came. They came after the rain.
I called AHS but they said the problem is resolved. However, the tech didn't tell me if they did the work. I'm not sure if the work is finished. I don't have the possibility to go upstairs to check it out because it's two floors. They only came and checked it out. I saw the tech go upstairs to the roof, but they didn't tell me it's finished, and I saw nobody in the house. AHS told me, “You wanna see it? You have to repay somebody else to come.” I said, “Okay. Thank you,” and that was the end of the story. I'm not happy.

Last year, American Home Shield sent someone to my house. I had a leaking faucet. When the contractor left, they breaking my water line. The tech broke a piece of my pipe but would not admit to doing it. I called AHS. I said, “The vendor even said he tried to tighten it and it was kind of his fault,” but the rep saud no. The vendor changed his story. And they left me on the hook to pay to get the pipe fixed. It cost me 300 to get it fixed. I had to come out of my pocket to fix what their vendor broke. And they left me hanging on that.
The person who I escalated to said, "I totally understand. We're gonna give you two free visits. If someone has to come out to fix something, we won't charge you the monthly surcharge." A year later, those free visits are still not on my account. I escalated it to the highest level but they have not put them on my account three weeks ago. I never heard back from them on the follow-up. So, when my heat pump went out, I called to escalate that claim I had a year ago with them that they had not followed through on. They're big on leaving people out in the cold to pay for stuff that their vendors break at your house. They don't stand behind you as a customer. They stand behind the vendors. I'm not big on them customer service-wise.
The recent heating issue happened to work out well. I spoke with a representative to place a claim when my heat pump went out. The contractor was out the next day. But when they sent their vendor out for it, I documented everything. I took pictures and recordings because I'm not going through that with them again where their vendors break stuff while they're at your house, lie, and you end up paying for it above what it should have cost. I had to pay someone else for a service charge to come out for the broken pipe to be fixed. It was a lot of money out of my pocket. The verdict is still out on AHS because it's a situational-by-situational case.
You pay a lot of money for these home warranties, especially American Home Shield, but they will hang you out to dry if something doesn't go according to plan. So much so that I have found out there's an Instagram and a Facebook page for people who've had bad issues with AHS. There were a lot of similar comments. They don't pay for major equipment like air conditioners. It will be some way that they can get around processing the claim. I got lucky this last vendor but I'm not gonna say I've had good service from AHS overall. It has been hit or miss. I don't know why I still have the policy.

American Home Shield was a good deal 11 years ago. They replaced my stove and two air conditioners. I haven't had to call recently because I don't make that many claims. My house is new and I keep it up. People recommended them because they only paid 50. Others paid 75. I came in paying 60 dollars a month. That was a good deal for a single person who doesn't want to be bothered with trying to run people down to get them to do stuff. They send the person out, they fix, I pay $100, that's it. For the first six years, they were great at doing what they had to do. You pay your deductible and monthly fee, you're done. However, they're now quick to get my money out of my account, but aren't quick to fix stuff anymore.
To file a claim with AHS over the phone is not difficult. However, in the last three years, people don't want to stay with AHS from what the good quality people tell me. AHS doesn't pay enough. They try to make you go through many hoops. They try to go cheap with everything instead of just replacing the air conditioning unit. They want a piece, piece, piece. I'm gonna get them to buy me out of my air conditioner because I have all the coverage, but they don't have the quality people.
My air conditioner went out. I live in the Mississippi Delta. My air conditioner went out October 9th when it was still 100 degrees. I haven't got it fixed. The people kept coming out. I had to come out of my pocket $900 to put Freon because AHS doesn't cover it. I didn't trust what the person said what was wrong with the unit. The first hot day I had a week later, I turned the AC on but it didn't get cold. The contractor came back. However, they still couldn't fix it. They put another part on it. They said they had to wait for AHS to okay everything they had to do.
I called AHS back the next day because it's warm now and the unit wouldn't cool. It's weird weather here in the Delta. It's hot one day, cold the next. The contractor came back in again, and they said, "It's the coil. But I gotta wait American Home Shield do this, that, and the third." It's a runaround game. I'm not pleased with AHS. I don't wanna deal with them.

Don't join American Home Shield. My heat went out a couple of weeks ago. I used American Home Shield's app to submit the claim. Submitting it claim was fine. I paid 125 for them to send a contractor, who did what they did. They said they would fix the issue they found. They came the next day. They put a new board in there. They spent three hours, and said, “It's not gonna work. We have to change the whole system.” They said they would update me with that.
AHS emailed me after couple of days. They said, “Your estimate is ready.” I went to the website and checked it. They said they would cover the replacement, but I would have to pay $2,000 for the modification to adjust the unit. I said, “No. What's the other option?” The rep said, “We can pay you for the unit, and you go find your own contractor. After you're finished, you can send us the invoices and everything.” I said, “That's cool. I can do that because I know a lot of companies will do it for way cheaper than that, than what you guys asked me.”
When I received the other email for them for how much they would pay me out, it was only $500. Where in the world I'm gonna find a heat with three tons for 500? I called AHS and said, “That's impossible to find that for 500.” They said, “This is what we can offer you. We can’t do anything about it.” I said, “Let me contact the Georgia Consumers Department because that's not right.” I looked in Google. The cheapest was 1,500. I don't know where AHS got the number from. I told them to break it down for me. They said, “We have some suppliers.” I said, “You do because you are a company and you have business with them. I don't have business with companies, so I'm not gonna be able to replace it with this $500.”
Why do I have a warranty if they can't even do it? After I pay the deductible, everything could be replaceable. I work in phone services. Many customers come to return their phones. They have something. We pay the deductible, and we give them a brand-new phone. We don't even have to charge them for anything else. That's what happened. I didn't cash out the money. I didn't respond back to them. I had my wife reach out to Georgia Consumers Department. And we emailed AHS. I'm unhappy. This is not something that I'm gonna keep silent. I'm gonna keep digging until AHS figures out this thing.

On the second floor, we noticed a bubble on the wall. Because we thought it was just a regular leak, we brought somebody else out, and they told us it was coming straight from our toilet. So, then we called American Home Shield because our toilet is covered. American Home Shield sent out a company and when the guy came out, he said it's an ongoing issue, so it's considered a secondary issue. We told him we never noticed it before. He wasn't explaining it to us. Later on, we understood what he meant by that. But when he was here, we kept asking him and he just kept telling us it was not covered by our insurance because it was a secondary issue. He didn't want to explain it to us.
He talked to American Home Shield right then and there. The lady from AHS was asking for the diagnosis on it. Later on, we found out that it would have been considered a first issue if it happened at once like ruptured. Because it was a leak, it's technically considered secondary, even though we had never known about that. We would have not just assumed our toilet was leaking if we hadn't seen the bubble. So, that was the whole issue with that. The AHS representative was very nice. The service guy was just getting aggravated because we weren't understanding. My sister kept asking for clarification. So, there was a miscommunication between them.
I was on the phone with them, so he kept trying to explain it to her. That word, secondary issue, was just not sitting right with us at that moment. So, he said that they could fix it without using American Home Shield, and it was going to be a $600 charge for that. If they do it through their company, he could do the pool and reset for the toilet because that was what it would have needed to be done. But by then, the interaction between them had gotten to the point that they both couldn't stand each other. So, the AHS representative spoke with him and told him to leave.
This overall claim was horrible. If it was explained to us, we would have been okay. American Home Shield did call. I was upset because I was gonna have to break somebody else to come out. Initially, when I first called American Home Shield, the guy said that the toilet is covered. He didn't say it would have not been covered if it's a secondary issue. So, I assumed, this guy was gonna come out and fix it. I don’t remember how much it was for the fee for them to come help, but American Home Shield made it right, and they refunded that money for me.
Overall, AHS is great to have. I've just had a couple of issues with them. Sometimes, they'll send out companies that are overbooked. So, a technician didn't come out until after a week later. To have them come out a week later was a big deal. We didn’t have water in the bathroom. Then, a couple of other times when we've had other issues, we got assigned to this company. The company called and scheduled a technician to come out, but they couldn't come out for another week and a half for us. So, their appointments are further out.

The claim first got turned in on October 15th. That was when we first had an accident with my stove. I told the technician what it was doing and what happened. He said he what was wrong with it and he would order the parts. But I told him that he was supposed to be here to look at it. Then he said, “Oh, no. I already know what's wrong with it. I’ll order the parts.” I said, “Okay.” But I never heard from him again. I did talk to their office, but the rep said they were still waiting on parts.
When the contractor finally came out, American Home Shield denied the stove. This was the second time they've been to the house. They were really rude or unprofessional. I tried to dispute it. But American Home Shield would never reply to me and give me another person out there to dispute my claim with. Right now, I'm a little dissatisfied with American Home Shield because I'm going through the claim on the plumbing since December 30. When I first signed with American Home Shield, I was very happy with them and I recommended several people. But this last year, the service has really gone downhill.
Every time we call for a repair, it's forever to get somebody out there or nobody at all. It's like on the plumbing issue right now. I still don't have a plumber. They finally gave me authorization to get ahold of a plumber in which they're supposed to be out tomorrow. But it's just been a nightmare. I’m to the point where I am actually searching for another home warranty company.

American Home Shield is worth its weight in gold. I've had it since I became a homeowner back in 2006. Submitting a claim online has been very user-friendly. My hot water heater was leaking. I had a contractor come out and take care of that. Submitting a claim online was very user-friendly. The gentleman was bright and early, very friendly and knowledgeable. He explained to me what the issue was and what was needed to fix it. He repaired it. We have hot water. I have one of AHS's contractors coming out today for a different issue with the refrigerator. I've recommended AHS to a few of my friends.

Summit Plumbing looked at my three toilets and they fixed two of them. They did what American Home Shield allowed them to do. Overall, my experience was fine. If one is looking for a home warranty company, they should definitely consider American Home Shield. I've had AHS for a lot of years and some of the older ones haven't been the best, but lately, customer service has been better. I always call them because I like to talk to a real person.

I have an active home warranty with American Home Shield and opened a service request for an active plumbing leak over a week ago. The leak causes water to drip into the basement after toilet or shower use, and we have taken the bathroom offline to prevent damage. American Home Shield has not assigned a contractor or provided authorization to use my own licensed plumber, despite acknowledging that no contracted vendors service my area and that their normal contractor-search window has elapsed.
I have been repeatedly told that authorization or follow-up would occur “by end of day,” but this has not happened. My dryer wasn't drying the clothes. There was intermittent heat, so it would stop, but the drum would stop and the timer would be going. It said drying, but the roller wasn't rolling. After about five minutes, it would start again and then it would stop. But at the end of the cycle, the clothes weren't dry. So, I'd have to run it again. The technician came out and he did an excellent service. That same technician came out for my refrigerator. So, he was very efficient. He was very friendly and knowledgeable. He explained the problem and the solution very well.

I submitted a claim to American Home Shield through normal process. I made a phone call. Andrew Vernon Plumbing Services showed up. They did the work and they left. That job has been completed. I've had AHS for a couple years. I thought it would be a good idea to get it. I like the convenience of using it. Their service has been okay.

American Home Shield sent Doing All Plumbing recently, and they did great. They came in on time. They fixed the problem quickly, which was more of a user error, and then they left. There was no problem on the heater. I could have just set my temperature because I was running out of hot water, and my temperature was not set. It was set too low. It was very cold outside. So, I was not compensating for the weather outside. When he did that, everything was fine. American Home Shield has so far helped me out on everything that's failed. They are an insurance and they're doing what they do. I've had them for 33 years. I recommend them. I recommended them to my daughter who just purchased a new house nd she got American Home Shield.

Last November, I had a claim for my refrigerator and the tech that American Home Shield sent out was unable to complete the job. I called American Home Shield to cancel my services with them because I was told they didn't have any more techs that service this area. However, the supervisor that the rep was finally able to transfer me to submitted the claim and did not charge me the service fee because the previous one was such a mess. They were able to connect me with a new company, Cary Street Appliances. That was a great experience, but everything leading up to it sucked.
Cary Street Appliances was amazing. A service person called the same day that the supervisor submitted the claim and he was able to come out that evening, which I had never had with American Home Shield. It's always been waiting for days and then waiting for parts. The man from Cary Street Appliances worked on my refrigerator for I don't know how long. He went above and beyond, and I am impressed by him, not American Home Shield.
At first, I was telling everybody about American Home Shield, but lately, every claim I've had has been an excuse as to why they cannot fix it or I have to come out of pocket. It's not very good. 9 times out of 10, their customer service sucks. I'm not pleased. I've been with American Home Shield numerous years, at least five years, and as soon as my contract is over, I'm gonna be transferred to a different company.

American Home Shield is worth having. We've had this service for 19 years. They've always performed well and we appreciate that. They haven't made any money on us. We call American Home Shield for claims and they assign a company, then the company contacts us about when they're gonna show up. When we called for a toilet that was stopped up, they had a very nice, young man come out. He used a snake on the toilet and it works fine now.

Having American Home Shield is a small investment in peace of mind. It works for me. They had helpful people when I submitted my claim. I was able to do a video consult. They helped me get the correct service in place so we could make sure that it was something we couldn't fix first. They were amazing. They walked me through. They stayed on the phone as long as I needed them to. I'm older. They helped make me not feel so old. We had a dishwasher that wouldn't dry, and the contractor came out to fix it. They had to come 3 times. They had to order parts, and the parts partially worked but didn't completely work. While they were looking for that third try, they discovered nobody could find the parts including AHS. So, we had to get a new dishwasher. AHS reimbursed us for a new one.

I read such good reviews for AHS. I have used my plan twice and had terrible experiences. First time was a plumbing issue. They sent someone out who proceeded to tear out the ceiling in my bathroom. They left and said it was pre existing. I understand that. The plumber diagnosed the problem wrong also. I called in another plumber who fixed it through the access panel. Without tearing out my ceiling. Now I have 2 huge holes in my bathroom ceiling.
I sent another repair request when my furnace went out. They sent someone out, replaced a part, it worked for a week went out again. They replaced the furnace after we sat in 6 degrees for a week. I had to call again because it was not properly installed. The hvac company came out 4 times to fix it leaving us in freezing temperatures. 2 months later the furnace has gone out again. Now I have to contact the manufacturer. So here we sit in the freezing cold AGAIN. I will be contacting a professional who knows what they are doing this time.

I submitted a service request online and the contractor came out within a week to fix my refrigerator. He was quiet, but I let him know what was going on. For some reason, he thought it was the ice maker, but it was not. I had a leak, and then my refrigerator was not getting cold. He said he unstopped it. It leaked a little, then it stopped, but the refrigerator is cold now. It's better.
This is the first time I've had to make a claim with American Home Shield 'cause I was with another company. Everything is coming out of my account, and the amount I have to pay for somebody to come out is extreme, but that is what it is. I was paying 65 before and now, I'm paying 130 something. I've been with American Home Shield for over a year and I could do other claims, but it'd be small stuff, and it'd cost more for me to do it than to call them to come do it.

When we bought the home, getting American Home Shield was initiated by the seller as part of the purchase, and we've kept it going every year since. Our heater stopped working, so we went online and opened up American Home Shield's website to submit a claim. The website works well and we have no complaints. The tech who came out was professional. He wasn't super nice, but not everybody's got the greatest personality in the world.
The tech explained everything and did a good job explaining what was wrong and what needed to happen next to get it fixed. It was the main circuit board that was bad and it would have been more ideal if he would have had the part available the next day, but it took five work days to get the unit fixed. Fortunately, it wasn't cold that time. Everything's been working fine since.

Winston Doors came out for a broken spring. I submitted the claim for it through American Home Shield's portal. Using their site was fairly reasonable. I was given information about the time of the appointment, the original appointment scheduled time, and the name of the company that was performing the repairs. As far as the communication with Winston Doors, it was very delayed and not very clear as to certain timelines that were gonna be met for the appointment. We originally had a specific time like at 8:00 to noon, and then 30 minutes into the time window, I was told, "Oh, it'll be delayed afterwards." I went onto the portal after verifying that the appointment had been moved completely to a different time slot, and then that also complicated my additional time for getting my truck tire repaired.
To get the problem resolved didn't take that long. The technician knew what he was doing in order to repair the broken spring. He recommended that I replace both springs, not just one. American Home Shield was not gonna cover both springs, even though that seemed like a natural repair. But because it was two physical different springs, the company was not gonna repair both of them, and only one of them was gonna get a credit of that.

I had an issue with the furnace, which turned out not big of an issue. There was some issue with the thermostat in the front connection at the first floor of the apartment I had. The thermostat would kick back to the original setting and it would be a low setting. It needed to be at a certain temperature in order to heat, but it would go back to the initial setting. I submitted that claim online through the app, and it was easy. However, American Home Shield canceled me from future things. I had already paid for the fee, so AHS said, "We can't return the fee."
I don't live at the address. I tried to get my tenant to be there and he said, "I believe I can have somebody there out during this time." It was in the morning that the contractor had scheduled to come out. Unfortunately, they waited a few minutes and thought that was too long. AHS said, "We can't schedule another contractor to come back out," because I missed their scheduled appointment. I had to find somebody outside of AHS.
We wanted to try to resolve the issue as soon as possible because of the frigid cold temperatures. AHS only had Countrywide, which services either gas furnaces or boilers. That was the only contractor in the area, which I thought didn't make sense. AHS said, "Since I guess the thing was in motion, we can't go back and try and reimburse you for a contractor because it didn't get approved for you to find a contractor yourself."
AHS should have defended their customer paying them every month and show loyalty. The guy defended me and said it was a human error. We all make mistakes. I can't necessarily be there at the property at all times so I confirmed with my tenant and they said they could be there. But they didn't show up in time to get to the property. It must have been only 15 minutes and they decided to leave to go on to the next person. And three hours is their window time. People gotta work. People do things. I said, "How do you expect to get paid for your services if we're not working for that?" I also asked, "Is there anyone even beyond the customer service? Is there a manager or someone that can help handle this, especially, if I paid for that 125 service fee for it to come out?" I didn't like that. But I didn't have time to sit there and argue because I tried to be efficient and get the job done.
I've done a lot of different service calls and things with AHS. They have reimbursement in the past. If you're dealing with anything that has to do with steam heating, they don't have much support in that area. I had to find my own water and sewer company and wondered, "Why don't they just either add them or try to find some more?" I have some drain clog issues, so I have been trying to find a contractor myself.

When I turned the heat on, the furnace was not kicking on. It was an issue with the sensor. The tech said it was dust on the sensor and he cleaned it. He was good. Every time I call American Home Shield, they help and I have no issues. I get service pretty quickly and I'm happy with that. So I wanna continue with it. American Home Shield is a good service provider and you won't be disappointed with their service and whoever they are contracted with. So far, I have good experience. They have good and professional contractors. If something happened, they're gonna be there. It's the perfect service. You feel safe having it.

I haven't had any bad issues with American Home Shield and I would recommend others to them. I've had them for 10 years. I've had them as well in my properties in Florida. I submitted my claim online. I've used the website before. It wasn't a problem. I received a couple of emails from the contractor, went back online, and the information was online as well. It was a simple enough contact. Also, the tech was friendly. I needed the issue resolved. He went right to it. He knew what to do and he resolved it. The issue was the electrical. My outlets had gone out. It turned out to be the GFC in the garage. That is what was replaced. That took care of it.

American Home Shield sent AT Appliance Inc. for the dishwasher and everything went well. They came out and took notes and checked what needed to be done. But from the time it took to fix it, it was a few weeks. Our interaction with the contractor was good for the first time. For the second time, they had another person come out. It seems like American Home Shield hires a lot of people with attitudes. A lot of the subcontractors they send out are not very friendly. The last couple I had were friendly though. American Home Shield seems like they're the most popular, but they don't send out the best subcontractors at all. They're expensive, too. The coverage I've had so far has been good. I've been hearing so much different things about the coverage and a lot has changed from my understanding talking to different people. Right now, I'll give them a good rating but I was looking for a different home warranty company.

Silver Star had to order parts and repair a dishwasher. They were at the mercy of some parts that were ordered, but they didn't have the best communication. I had to reach out to them. Once I reached out to them, it started moving. There was just about 32 days between the initial visit and the actual follow-up repair. The issue is taken care of now. One minor issue is that when we would open the door of the dishwasher, it was set to where the opposing cabinet would open at the same time as the dishwasher door was down, and now that's not the case. He explained why. I'm just not really sure if his explanation was logical. It could have just been him being lazy, but I know that now I can't open the dishwasher and the cabinet at the same time. It's like a half-inch overlap. So, that’s frustrating. Other than that and the wait time, it works fine. It’s cleaning the dishes. The gentleman was professional.
As far as American Home Shield's customer service, it's hit-or-miss. I don't think I'm ever talking to anybody in the US. Over the years, my experience with the company hasn't been the best. I probably would not recommend them. I understand how they operate, and so I've been able to overcome quite a few of the shortcomings. But for someone else, there are definitely better companies out there. I could probably write "American Home Shield for Dummies" book that could help people who might otherwise be frustrated. The value is decent. I don't think it's worth keeping year-round. I've had it for about a year now consistently, but in the past, what I've done was just gotten major repairs done. I didn't see any benefit of keeping them year-round, because it seems like you out-pay what you would have paid otherwise if you keep it all the time when you're not using it.

I used to refer AHS to people but I will never recommend them to anyone again. They are full of deceit. They lied to you when you want to purchase a plan but if you have a problem they change. They never take full responsibility. I have shield gold plan and my furnace damaged, technician came. Told me I would be 30% from them. I chat with one AHS representative. Told me I would receive $1700, second rep told me 1500 and third rep said $1005. It didn’t cover 10% of the damage. I feel like I’ve been scammed and will never recommend to anybody. Full of lies. Anytime you try to talk to rep they’ll tell you I’m sorry. However, I’m sorry will never solve my problem. If you don’t want to go through stress please run away from them. This is not my first experience with them. They are deceitful. Stupid company.

The contractor repaired my furnace. I submitted my claim with American Home Shield online and the turnaround time was the same day. The first day, the panel went out and the furnace worked. That night, it stopped working. I called AHS again, the contractor came out and diagnosed that it was the igniter this time. They replaced that. The furnace has been working ever since.

Express Appliance looked at my washing machine, my ice maker, and my stove. They did put in a new ice machine. For the washer, the wrong part was ordered and then the right part was ordered, but it was still not done. Nothing was done with the stove. The code that was airing out didn't come up when they were there, so they didn't do anything with the stove.
I submit my claims by phone. I like to talk to someone because I have preferred providers. I have bad experience with some of their providers, so I like to get the ones that I had a good experience with back out. American Home Shield gives them 24 to 48 hours to get in contact with me. They normally do, but I normally reach out before that, because if I'm in a situation where something is broken, I'm gonna call you and give you a heads up that it's coming. One of my issues with American Home Shield is that their rate went up. I don't understand that. You should be locked and it shouldn't go up. I did the renegotiation but they didn't do anything.

When Emergency Plumbing came out, they took advantage of the situation, and I paid $150 for a $6 part, but I was stuck because I had to get it ready because we had a leak and my wife was going to be having surgery. I had to get it fixed and I had no choice, but it was just wrong. I reviewed the company, and two days later, I had a letter from American Home Shield saying my claim had been denied. But there was nothing to deny. I pay them $800 a year, then I pay $100 for every service call. I had to do $150 out-of-pocket to that Emergency Plumbing company, and they did the work and nothing was denied. It made no sense. I don't understand what happened. I just renewed the policy with American Home Shield for another year but I haven't started it yet. I'm gonna cancel it and use someone else. Everything was really good except for this last experience. It was very odd.

They replaced a garbage disposal improperly which caused our sink to crack and leak water. It took several weeks before we noticed the cracks around the disposal and a couple more weeks before the cracks resulted in sink leaks. When we reported the problem to Kamko 40 days after the installation - they immediately responded it was not their fault. (The cracks radiate out from the garbage disposal drain.) Bottom line our sink is unusable and American Home shield sided with the contractor leaving me with $$$ replacement costs.

ATL Agile Repair came and inspected my oven and they found what the problem was and then he did a total inspection. He fixed a simple problem and then he noticed that there was another problem going on inside the oven and he also fixed that. I'm happy with this deal. I just got American Home Shield this year. I had another warranty company before that, but for whatever reason, when my previous contract expired, they said they couldn't cover me anymore. I submitted a claim with American Home Shield right around the holiday, so getting serviced took a little longer than normal. Other than that, it went well. I'm in a remote area, so service people out here are hard to find, and the service guy had to travel a bit to get here. He was very professional, friendly, explained what he was doing, what he was looking for, and what he found. Things have been great since the service visit.

I got a kitchen remodel and the people that installed the countertop did something that got my sink clogged after the installation. I submitted a claim on the phone, and American Home Shield's customer service was good. The technician who came out was also good. He fixed the plumbing issue and he was nice. Initially though, the technician said the people that installed the countertop didn't do a good job, and I asked him, "Can you fix this? Is it covered?" He said, "I don't know, I'm gonna call." American Home Shield declined the claim, saying they don't fix things that were wrongfully installed.
However, I read what they covered with the plan that we have, and one of the things is that they do everything that is in the plan, even if somebody else did a bad installation. I read it somewhere, so I'm gonna look for it to make sure that I'm not wrong. We've been with American Home Shield since January. Their rate is lower, but I didn't like that they didn't do what they say they do.

Avoid American Home Shield at All Costs. I’ve been a customer of American Home Shield for over 5 years, paying roughly $140 a month, and in that time I’ve only filed three claims. My experience has been very inconsistent—and when it truly mattered, they completely failed. If it’s a small appliance issue, they’re quick to respond. But if you have a major system issue like heating, cooling, or a furnace, be prepared for delays, excuses, and disappointment. In mid-November, my heat stopped working. Per their own policy, a technician is supposed to be assigned within 48 hours. That didn’t happen. I followed up weekly for over four weeks—no technician, no progress, no urgency. It wasn’t until I filed a formal complaint and a negative review that they suddenly acted. The very next day, they assigned Dempsey Oil.
Dempsey Oil came out, ordered multiple parts, and returned the following week—none of the parts fixed the issue. I was then told the entire system needed to be replaced. For a brief moment, I was relieved when Dempsey informed me the replacement was pre-approved. That relief didn’t last long. I was then told the total replacement would cost $8,500, and American Home Shield would only cover $1,000. Let that sink in. After paying into this plan for years, when I finally needed it for a major covered system, they essentially walked away. To make matters worse, I was told I could wait another week for a “cash-out option.” That cash offer ended up being—surprise—the same $1,000. This is despite their policy stating coverage of up to $5,000 for heating systems.
This is now the second time American Home Shield has failed me on a heating system. I’m currently out over $18,000 total between two units. American Home Shield is absolute garbage. You’re far better off putting $100 a month into a savings account than relying on these so-called warranties. When something big breaks, they don’t protect you—they protect their bottom line. Learn from my mistake. Avoid American Home Shield.

My furnace quit putting out any heat. I called American Home Shield and talked to a human. It took a while to get everything fixed, but they were friendly. I didn't mind dealing with them. The first guy told me it was too cold for him to work on it, so I wasn't really happy with that guy that they sent. It took him about four times to get it fixed. They did finally fixed that. There were more than one problem with it, evidently, according to them. They told me that they had to order a control board, and then they also had to replace a piece of the wiring. I'm just happy that it's running again.
I didn't get a follow-up from American Home Shield on any progress of whether my repairs were completed or not. So, that could have been a little better. I've had the company for at least six years. I had a problem with the icemaker and a dryer, and they've taken care of things. The only thing I've ever had an issue is that my heat and AC unit could have been handled a little better. Other than that, I have no complaints. It's worth it.

KG came out to check the bathroom. They checked the toilet, and then said that it needed something, and then they left. We didn't get any follow-up to tell us if it's a part they needed or if it is covered in our warranty. They left us high and dry. American Home Shield didn't do their part either. So, it wasn't the greatest experience. It's still up in the air. It's been three months and we still have the issue. Our toilet is still leaking.
I've been with AHS for the most part since I bought my home in 2017. There were periods where I didn't keep up with the payment. So, they had canceled it, but then I got it back. The monthly price is not bad. It's just the price that we have to pay for them to come out is a little high. Also, their website is not really effective. Sometimes, when I click on the website, it doesn't show that I have an active order or sometimes it says that I don't have a payment due, but they call me and tell me I do.

Worst company in the history of American home warranties ever!!! After waiting on hold for over an hour and a half, then they tell you that you need to call back the next day and go on hold for ANOTHER hour and a half while they try to contact the contractor. Not only are they incompetent and rude, they can't even speak English. When you ask them a question, they parrot the same line over and over. When you submit a claim, they work with shady contractors and then charge you a $100 per house call. When service isn't done properly, and you call to complain, they point fingers everywhere, and try to charge you another $100 to get another contractor out to correct the mistake the first contractor made. They offer you pennies on the dollar for the replacement of high end pieces in your home that break and then they try to run out the clock on your claims so that they don't have to pay out on it.
They cancel the claim internally and blame the contractor. When you call to file a complaint, nobody ever gives you a straight answer, and when you ask for a manager, they tell you, "there's no one you can speak to, because they're all busy". When you try to escalate the case, their escalation department doesn't bother to take information correctly and then they hang up on you. Save yourself the headache, and of course - the money and go with Angie's list. You'd be better off...

I had a leak in the wall and had to shut the water off that day when I found it. I contacted American Home Shield, and they sent the contractror the next day. They opened up the wall to see where the leak came from. It was a hole in the pipe. And he had to fix it. Otherwise, I couldn't turn the water back on for the house at all, because it was streaming out of there. It shot outside mostly, but it still came into the garage area. It was wet on the floor. He cut that part of the pipe off and capped it so he could turn the water on for the house, and it was left that way until we found out what needed to be done about the claim. He would come out later and put the new faucet to go outside and replace that pipe.
It's still that way. The wall is not sealed up yet because AHS kept going back, they won't pay for it, then they will. Every time we called the representative, they had a different excuse why they wouldn't pay. They kept saying I wasn't insured long enough, and that was the reason they weren't gonna pay. They also said there was mold in the wall, and it was a pre-existing condition, which it was not. The picture shows the wood looks dark, but that's because it was wet. It's very frustrating.
I tried to go through my homeowners insurance, but the deductible was higher than what the price would be to fix it. The rep said it would be $684 to open it up, and another $684 to close it back up, and my deductible was $2,000. The insurance people came out and looked at it, but it didn't meet their estimate. I wouldn't recommend American Home Shield.

I've had several experiences through American Home Shield. I'm good with them. It's worth the money that I put into them. I was a little upset with the people who came out and serviced me when I called to get my water heater replaced. They didn't get the city contractor to come out and examine it. Three years later, my water heater blew the bomb out because they didn't put the right parts in.
Recently, my refrigerator wasn't cooling. I submitted my claim online on Sunday and American Home Shield said it would take a week. They were able to squeeze me in the next day, so I thought that was solid. They gave a big window of 8 a.m. to 4 p.m., so somebody had to stay at home all day. My wife was there for the first part when the contractor came in. The guy took it apart and said, “You need an evap motor.” He was able to diagnose it within five minutes. Solid is what I expect from Sears or Kenmore. I have a Frigidaire refrigerator, so it lasts a long time.

After submitting the claim online, the tech replied within 24 hours. It was great. The repair is not completed yet, but it's not his fault. It's under warranty, so we're waiting for the parts from the manufacturer, and he figured that out.

American Home Shield assigned Beaches Air Conditioning to fix the AC unit. They called and wanted to come the next day, but I had to take my wife to the dentist. So, it was as quick as I needed it. The unit was turning off on high pressure. The tech fixed whatever was causing that problem.

This company is not the best in customer satisfaction. I have had 2 failures in putting in my request while waiting days and days to be assigned, but don't have a problem getting their money. This last time on 1/29 I put in to be assigned for plumbing issues and still today have not heard from anyone for appt or time to come fix the problem. So when I called AHS and spoke on the problem, I was told that I could not get my money refunded until I heard from the vendor. I think that for the issue such as plumbing, HVAC, or roof leaks that you should get a call back immediately. I am considering changing to different home warranty service that has the consumer in its best interest. #dobetterAHS

Sure Tech Appliance Repair came out and the tech was very professional. My washer stopped working. The tech said that the lock wore out on it. He said that it's common with whatever type of washer it was, but he tried to fix it, and then it didn't work, so he ended up saying that it was a wear-and-tear type of issue. It was an easy process.

American Home Shield had Dunaway Construction come out the next day for my HVAC, but I needed a part. They told me it might take about three days for the part. The next day, they told me that the part was in, and then I missed my appointment. They said they came and nobody came to the door, but I'm not sure. I hoped they came to the right place if it was the same people that came the day before. After I called and said that nobody came, they turned around and came the next day. They were nice and everything went well. My HVAC unit has been repaired and it's working.

I did a claim online, paid my deductible and somebody called me. It was awesome. A-US Air Conditioning of Texas came in when I was at work, but my son was here. I had somebody that works for an AC company look at my unit before, and he said what he thought the issue was. My son told the guy from A-US Air and he repaired it, and now, I have AC. I'm very satisfied. Everybody should have American Home Shield. It's great, I appreciate it and I'm very glad that I was able to get it. It's worth it.

Absolutely Terrible! I had a broken well pump which obviously means no water. They strung me along for days, claiming that they were trying to locate an approved well repair service. There are at least 10 in my area that could come out the same day and make the repair. AHS would not use any of them, even though I made them aware of that because they did not meet whatever ridiculous guidelines they have in place! I finally gave up on them and had the repair made with a local well service within a few hours, but I had to pay for it! They deserve ZERO stars!

Home came with a one year AHS warranty. Have had two major issues--one with refrigerator not cooling, one with HVAC. Refrigerator took AHS 5 months to repair, multiple visits. Had to protest the multiple charges because the refrigerator was not fixed. Parts were finally installed and the alarm notification that says refrigerator is not cooling has stopped its beeping. Second problem HVAC stopped heating during the freeze. Technician came out after 24 hours and said it was the blower wheel. Said a part was available at Carrier in town and he would return as soon as it was authorized. AHS did not authorize a local part to be used. Part still not arrived a week later. Called AHS and they said it isn't their problem. They blamed company.
Company reports they haven't authorized the work and the part has not arrived. Hired another company to come fix heater because it is 27 degrees outside and we are elderly with medical needs. We are not waiting 5 months until the summer when we don't need heat. No one from AHS has called to try to reschedule to install parts, which we now don't need, but we have heat thanks to paying someone else. There should be a requirement that Home Warranty companies provide emergency service and that they provide repairs in a timely manner, or otherwise, they have to pay for the out-of-pocket expense of their policyholder. They have had plenty of time to fix both of these issues.

I've had great experiences with American Home Shield. When I set the microwave door, the sensor was bad. I had to slam the door to get the microwave to work. That has been the fifth call on that sensor in the last five years. So this last time, when the guy came out, I thought the microwave should be replaced, but he replaced the part instead. The only problem I've had with AHS is when I had something that needed to be fixed right away and it would take a week. When I had something backed up a couple of years ago, I wanted somebody out here right away but it didn't get fixed for three days. Other than that, AHS has been good to me. It's nice to know that I always have it. I've told family members before to use it.

KJ Heating & Air took care of the issue. My problem with American Home Shield is they charged me $100 for KJ to come out when they didn't do anything. This was the last time they came out and pressed the button on my furnace because we had a noise on our furnace. The tech just pressed the button and left. It was something on the side of our furnace that he just pressed, and it immediately cut the noise off. I love KJ Heating & Air. They're great, but I shouldn't have to pay them to come out, so they told me to see if I could get a recall with AHS, because they had just come out a couple of months ago and the tech did some repair work that I paid out of pocket for. The noise came on and they asked me to see if I could get them to do a recall on it so I wouldn't have to pay anything, but AHS wouldn't do that because they said it was over 30 days. I've been trying to get them to cover this $100 for the service request. Find another company.

We had a toilet whose workings on the inside of the tank were not functioning properly. The tech came out a couple of weeks ago and replaced it. He was quite pleasant. He was courteous, professional, and informative. He went over everything with my husband and let him know what was wrong and why it was doing that and what he was gonna do. So it was good. The toilet works wonderfully well. I'm hoping to see a reduction in our water bill because the toilet kept running. We noticed that our water bill shot up. So we're hoping that resolved that problem.

I had an issue with my dryer. It wasn't heating. I submitted a claim through my American Home Shield app, which was very easy to do. Countrywide Pro Services came out to take a look. They rearranged their own schedule in order to accommodate mine. They were fantastic. They fit me within a one-hour window, and then they called me in advance. They texted me. It was wonderful. I gave the tech access to the laundry room to take a look and he opened the gas valve. He didn't need to do anything to the appliance.
American Home Shield was the company that was selected by the seller of my home. They were provided as part of the package. But I definitely plan to continue working with American Home Shield in the future after this year is up. My experience with them has been better than expected. It was very hassle-free. The app is the best part. I get a response within the 24- to 48-hour window.

Probably the worst customer service you will ever experience. When you request a service appointment, it will take them days just to pick the contractor. Then those contractors are often booked out will in advance, overbook themselves and cancel without warning. If you have an emergency, you can potentially get the ticket escalated if you navigate customer service, but that won’t make any real difference anyway. Instead you will have to call back again to start the process of getting a 3rd party contractor and applying for reimbursement after the fact. Hold times are absurdly long, even by modern standards. And there doesn’t seem to be a single system for storing information, do you need to educate every agent on the issue every time you have an update.

When our downstairs toilet was leaking sewage into our crawlspace, I went online and put in a claim through American Home Shield's website. It was really easy and I had no issues at all. It just took me five minutes to do it. They notified me through text that they assigned Discount Contractors and that they would contact me a couple of hours before they show up. Discount Contractors was great. The service was really fast, and they were very professional. The service guy took the toilet off, gave it a look and did what he could to fix it. However, we ended up having to call our home insurance because the damage was extensive.
We've been with American Home Shield for two years. We ended up switching to them because our previous home warranty was a bit out of our budget. So, we've switched to something a little more affordable. Only having to pay $100 for service calls is reasonable. I would recommend American Home Shield as something to have just in case, especially for major appliances.

I had a good experience with American Home Shield. It took a long time for them to get out here, but they finally did get out here and my stove is working fine now. There was something on it that went bad. The technician was very polite. He came in, did his job, and left. When I submitted my claim, I called and spoke with their representative. Every time I've had American Home Shield send somebody, it’s been awesome. Everybody is knowledgeable and they get the job done, and get out. I normally do claims online. It's straightforward. The latest contractor who came repaired my dryer. He made sure the ventilation was great because on the outside of the house, it was smashed, so he finned it out for me. He did great. He gave me pointers on how to avoid a couple things and what not to do. It wasn't very much. As far as American Home Shield, I noticed that the price went up. The service fee went up. It used to be $100 for a service fee, and now it's $150. I've already recommended AHS to different people, so they're great.

I have had American Home Shield for eight years, and I didn't know that I didn't have the best plan. I had the lowest plan. Still, everything went fine when I submitted a claim. K&S Plumbing Services came out and looked at the problem, and it was a week when they came back to install what was needed, but they still had to come back because it's still not getting hot and the water pressure is low.

When I needed a replacement part on the water heater, they had to order the part. The company was on backorder, so American Home Shield found another company and it took them about three days to get the part and come back out. Everything's working fine now. I filed the claim online and it was a painless process. I would recommend American Home Shield. I've used them a couple of times now and everything's worked out. I had an issue one time when I paid the initial upfront fee, but the service wasn't completed. They were gonna still charge me, but they reimbursed me. Outside of that one little incident with them, everything's been okay. They cover for a lot of things around the home.

Well the replace or repair is not true. I had a AC/heater issue. So put in a unit that was not compatible with my breaker on fuse box and was told they are not responsible. Refused to pay for electrical issue. I called to cancel my policy and my payment was on 27th and I tried to cancel the 30th and they refuse to reimburse me. The new month is not here yet. Now they are jumping through hoops to keep me but I am done. Already went with new company. Takes hours to get through on phone and holds you hostage to cancel only on phone. Worst customer service. Cannot understand people with call center not in usa. Also called me one night at almost midnight. I have been a customer since 2021 but no more.

I have had to make several calls regarding my washer. Repair people came out 3 times withing 2 weeks. Everyone of them pushed a reset button inside the motor. They couldn't fix the issue. The second repairman said that it needs a new control board but the washer is too old and the part is unavailable. He went back to his company (SEARS) told them and SEARS closed the service request. The 3rd repairman came out. He pushed the reset. My husband asked him to troubleshoot the problem and fix it. Repairman's reply was don't tell me how to do my job. I only have 15 minutes for your call and this is all I can do. He picked up his unused tool bag and left. Told his boss my husband was irate and he had to leave.
Anyway, American Home Shield was next to impossible to get in touch with. Once I finally did, I called 7 different times. Got 7 different people each time (all of them out of the country). They said the problem has been escalated and I would hear back within 24 hours. Have not heard back. 2 months without a washer- nothing from American Home Shield!! I called to cancel my contract and was on the phone for over 1 hr trying to get them to cancel. They kept making excuses and offered me 1 month free service. Like I told them, that does not cover my laundromat bill. Still nothing done. Still no washer. Everything is AI response and then when you insist on talking to customer representative they tell you it is escalated but still not repairs done. Do NOT WASTE YOUR MONEY on this company. They used to be good now a piece of crap company. They use AI and escalate issues so they don't have to take care of the customer.

I had my house rekeyed after I purchased it. I filed a claim online with AHS and somebody was out in 48 hours. The tech who came out was great and very personable. I had a great experience.

I called the 1-800 number and submitted a claim with AHS. I went through the automated system, which is very annoying because I have a limited number of options for me to choose from. Also, there's an issue with our heater or HVAC system, and they said it will not be covered because it seems to be an existing condition due to the rust on the part. So, we have to find another way to get it fixed. But the tech who came out was professional. He gave me the information I needed, told me what would possibly end up happening, and did everything he was supposed to do. But others should look around for other protection if possible, because AHS has so many limitations as far as what they cover.

It can get expensive to have to fix a lot of the bigger things in the house. When I had American Home Shield previously, when I first bought the house, it was great because I had a few little things happen. I decided to do that to save myself any kind of trouble in the future. AHS's concern is me as a customer. They're prompt on getting me the assistance I need. Recently, the heat was just blowing cold air. The tech described everything he was doing, explained a lot to me, and did his work. He also said what to look out for. I had to have him out twice, but he explained it to me, and if it were to go down again, to try to leave it on so they can come out and see what it does.

The outlets weren't working in the bathroom. When the tech came out, he adjusted something. Two weeks later, they went out again. My night light would stop coming on. And when I plugged in a little fan, it wouldn't come on. The tech told me I could go in the garage and reset the breaker. When I did it, the outlet would only work for a few seconds. It was a shortage. I told the tech that the first time. Years ago, I had the same problem. They had to change those out. The second time he came back, he did that. When he went in and looked at the wire, he fixed it. Everything works fine.
The tech was honest about everything. When he left the first time, he said, "If anything happens -- because sometimes these things will eventually die out -- just let me know." I did and he told me that I need to call American Home Shield to re-set it up. He came back the next day. It was that first contractor that was awful. They gave me almost a three-week appointment time. But this guy was very professional and knowledgeable, yeah. If I had another electrical problem, I want AHS to send him back.

American Home Shield's service is good how it is right now. It's convenient and everything's easy. Everything's in the app. If I need anything, I just make the appointment. There was a maintenance offer for our furnace in the Home Shield app to make sure everything was working fine. I reached out and the contractor they sent out was good about it. They checked everything and sent me pictures of everything they did. I would recommend American Home Shield.

We have an 18-year-old Rennai water heater. American Home Shield denied our claim based on a power surge that didn’t happen. They haven’t allowed us to dispute this & provide any evidence. They were very difficult to contact and deal with. They used their own technicians who report to them. We have been with them 6 years & have had only minor claims. Don't use them.

I have been trying to get a washing machine fixed. AHS has put me together with local repair business who has consistently not show up. The problem is that they expect me to continue with this. They have refused to find another service provider or make any other options. I will not be helped by AHS or Sears repair. I'm on my own. At this point I feel I'm wasting money and going through frustrations with this company.

We've had American Home Shield since we've owned our house, which has been almost six years. When they assigned Passion Service Sro for a service request, everything went great. The tech came out initially to do the assessment. It was very quick, professional, and easy. A part had to be ordered and it took a few days, but once that part came in, he came back out. Again, the visit was super professional. He installed the part, made sure everything was working and asked us if we had any questions.

Horrible company stay away from. To my fellow veterans please stay far away. Will cause you more stress. By the way Frontdoor, Inc. owns AHS, HSA, One Guard, and Landmark so stay away from any of them. I have been dealing with a nonfunctional dryer since November 2025. Allowed 7 attempts to repair and still not repaired. The technician in this my case Active Appliance. Technician was rude and would not allow to talk keep cutting me off. They work on a repair only status. This company Has and will breach their own contact. They just keep ordering more parts. Every time I call all the representative are **. Some with heavier accents, hard to understand, can never do anything to attempt to help. Don't waste your time and money.

Everything went well with American Home Shield. I submitted a claim and on the initial visit, JJ Prime took a day or two to come out and look at everything. They had to order the parts, and the following week, they were back.

Would give zero, but one was as low as it goes!! Filed a claim due to electrical issue - no electricity in the house. After 10 days still no approval. Paid out of pocket due to winter storm warning. Now they are refusing to cover it!

I have had a home warranty with AHS for 15+ years and have made at least a dozen claims. After making about 6 claims (all paid) for expensive repairs to my refrigerator, AHS offered to replace it. Problem solved. There are a few things they don’t cover, mostly common sense, but I am pleased with their service and the price is reasonable.

Updated on 03/12/2026: I wrote a review earlier about ahs not sending the appropriate service people to fix my heat pump and leaving me without heat in freezing weather. That review prompted the company to get in contact with me. They eventually came to the conclusion that they would not fix my heat pump because it was "commercial" (it is categorized as being for residential use according to Google). Regardless, they used section 7B of their contact to say it wasn't covered. Section 7B relates to me using my home as a business (which I don't).
No part of their contract says that commercial heat pumps are not covered. In fact their paperwork explicitly states that they cover water source heat pumps up to 5 tons. I have a 2 ton vertical water source heat pump. I had an attorney read section 7B of the contract and was informed that it definitely does not say anything about a commercial heat pump not being covered. Only that it would not be covered if I used my home as a business.
Original: It is the middle of January here in Michigan, and temperatures are below freezing. My heat pump went out and I called to have someone out to look at it. The company AHS sent out told me they did not service heat pumps. I called back to have them send a different company out (one that does service heat pumps). I have been told that they can't send anyone else until the first contractor completes some sort of paperwork confirming they can't do the job. I have been waiting days for them to file the paperwork. I have spoken to there escalation team and they say they can't even put me on another companies schedule until they hear from the first company. They refuse to explain why they cannot send another technician. Why would I even ask for them to send someone else if the original company could do the work? This is insane, it is currently 13 degrees outside.

When Advanced Plumbing and Rooter Service came out for our AHS claim, they wanted us to pay almost $3,000, and they were gonna pay about $1,000. So we chose the cash-out option. They will send us the money for the cost of a new water heater, and we will have to find our own guy to put it in.

I always have an amazing experience with AHS. For my recent claim, Chesapeake came out for my heating maintenance. They did an awesome job. They were there for roughly 20 minutes. I live on the 3rd floor, so that's including with him going up and down the stairs, and him still having the time to explain everything that needed to be done to prevent me from having to pay high electricity.

American Home Shield sent me a very bad contractor and I was very annoyed. The contractor told me we had to open the roof for the pipe leakage, and we had to hire some other contractor to open the roof. “When you open the roof, I will come back and have a look.” After he left, I called another air condition person and he told me that there was only one wire which was damaged. He fixed the wire and the air conditioner started running from that day on.

I called American Home Shield when I had a water leak on the faucets by the wash area. They had a plumber fix that and he changed the entire thing because they were old. There was another faucet that he fixed as well. He did great, and all of the concerns that I had were resolved. I will recommend American Home Shield to friends and family. They're professional and they come on time.

Premier Appliances came out and fixed my stove and dishwasher. I sent in the claim online through my app. It was a difficult process because American Home Shield said the dishwasher wasn't covered, but it was. They made it so that if you claim an appliance one time in a year in the app, it doesn't let you go back in and file a subsequent claim. I had to call and argue with them in order to get that done. They should tell people upfront what's covered and what's not in plain English versus having to figure out on a case-by-case basis. I'm considering switching to another warranty company.

Main Line Plumbing came out and they had to do some troubleshooting on the water heater. It didn't take very long for them to take care of our issue. He had to change one of the settings on the water heater for the gas, and we have working water then within a half an hour. As far as American Home Shield goes, I do my claims online, but the issue that I had with this visit is that I think they have a 24-hour response time with the provider, and the provider didn't respond for several days. You can't get ahold of anybody at American Home Shield. You call the number, and there is nobody to talk to you. It just keeps telling you to book online, so that was frustrating. I had to just contact Main Line myself and leave messages until they called me back. American Home Shield has been Okay, but I hope that they have a way to enforce their timelines with the service providers.

American Home Shield sent Big Orange Plumbing out for our upstairs toilet. They had to change some of the things in the toilet. They did a great job doing it. So, we haven't had any issue since. When I contacted American Home Shield, they gave me the information, and they had sent Big Orange the information that they had it. I did contact them to find out exactly when they were coming. Our American Home Shield experience has been A-plus.

WARNING: Do not rely on American Home Shield if you actually need help! We paid over $180 per month for an American Home Shield warranty to protect our home. When our tankless water heater failed, AHS confirmed the unit was covered. That should have been the end of it - but it turned into a $2700 nightmare. AHS sent a contractor (Discount Contractors) who spent less than 10 minutes at our home, confirmed the unit needed replacement, and then submitted an estimate without informing us.
Days later, we had to reach out to AHS and we were told yes the replacement was covered - but insisted $2,700 in "non-covered modifications be paid!" The technician never said our gas line or water line was damaged or unsafe. The issue? The contractor planned to install a different unit that did not match our existing connections, then charged us to modify perfectly functional lines. When we asked for a like-for-like replacement or a second contractor, we were told no by AHS!
Stay away from Discount Contractors. All they want to do is make modifications to your hot water tanks so they can up charge the heck out of AHS customers. Instead, AHS repeatedly pushed a cash-in-lieu offer of $536, which does not come close to covering the cost of the unit or installation. The technician refused to give. us an itemized estimate detailing specific codes! AHS did nothing to help us with this over priced technician! We were left without hot water for nearly two weeks. Then our water turned dark brown, making it unsafe to use. Despite this becoming a sanitation and health issue, AHS still refused to act and continued to push the insulting cash-in-lieu.
We ultimately had no choice but to hire our own contractor and pay out of pocket to have safe drinking water in our home, while AHS washed their hands of the situation without a care in the world. We went through a horrible situation with our ac unit 3 years ago but this time we have had it with them. The stress they put me and my family through almost landed us in the ER!
To make matters worse, when we researched the contractor/technician AHS sent, we found numerous reviews from other AHS customers describing the exact same experience. We brought this to AHS's attention - and they did not care and said they don't hire their contractors based on customer reviews which is all we needed to hear that this company does not support or care about their customers. The owner and his executive team is just as bad!If you are considering a home warranty, learn from our experiences to avoid losing out of thousands and thousands of dollars! Put that money into a savings instead. When you truly need help, American Home Shield will not be there!

The first people that American Home Shield sent out for my washer and dryer were horrible. They didn't fix anything, and left me in worse condition. If you give it a Google, every review of this contractor is 1 star. I don't even know why the company I am paying monthly would send those people out. When the second people came out, our water had been turned off by the city. We had a water main break in the city. So, my whole neighborhood didn't have water. So, the tech couldn't do anything, which I totally understand is not his fault, but I still am sitting with the same situation, and it's not been remedied. It's been three weeks.
Initially, when I talked to someone on the phone, he was ordering parts that he figured was the problem. But when the guy came out, he looked at my washer and told me to call them when the water came back on. I did, and I texted them, but no one has gotten back to me. I told American Home Shield that if I can't get it remedied, I'm probably gonna cancel this policy and go somewhere else.

I was cooking on New Year's, and I got ready to turn on another jet in my stove cooktop, and it popped and blew out fast. I wouldn't turn it back on until I got it checked. I called American Home Shield and I got a little confused when they sent the link. They told me to measure the cooktop but they need to send a professional out here. It would be my responsibility if the length was not right. I argued a little bit with the person I talked to. I told her that I wasn't being ugly, I just didn't quite understand. I was just being honest. When I got my head together and I hung up talking to her, I went in there and tried to measure. Then I went online because she said I needed to go in and choose the cooktop. Once I got it done, I was at peace with myself when I figured out what to do. It was okay.
The initial person who came out was very professional and was strictly business. He did what he had to do. If I had questions, he answered and told me when he finished. He said that somebody else will be in touch with me. I thanked him for his time and that was it. I've had the coverage with American Home Shield for a long time, and if you are a single individual like me, you will always need somebody other than yourself, so it's always good to have people to come in for you. So having American Home Shield been a plus for me. The only thing is the communication now where you have to go through a lot of hoops to try to speak with an individual. Then when you get the individual, you have a language barrier to a certain degree.

My heat has been out since 12/3/2025. I’m 74 years old, a widow, have serious heart conditions & multiple sclerosis & as of today 1/27/26 still no heat & I’m in the middle of a winter Storm and Texas has been declared a disaster. I’ve been displaced from my home due to the severity of below freezing temperatures. AHS approved my furnace replacement but then refused to cover multiple required components & parts, labeling them as “non-covered modifications” and now changing the categorization of denial to “required code upgrades” & wrongfully shifting the financial burden to me with nearly $2,000 in out-of-pocket costs to the dispatched HVAC company.
They approved a higher HVAC contractor estimate, yet offered only $375 for a cash-in-lieu payout, which is completely unrealistic. Since I have disputed this, AHS stated they would send the $375 anyway if I didn’t accept their options. That’s bullying & forceful and goes against my valid Service Plan Agreement Contract in addition to the covered items of “All Components & parts are covered up to $5,000.00” that I have continued to assert and provide via Email to their Executive Relations Darika **. I’ve also requested to speak with a higher up supervisor & that’s also been ignored for over a month. Page 3, under section titled Heating Systems & Special Limits on my Service Plan Agreement states explicitly the coverages of the components & parts. This experience is horrible & has not been in good faith on AHS to do their fiduciary duty to their contract terms nor paying Consumers—buyer beware!

This has been the most horrific experience. I wish someone would have warned me that AHS WILL NEVER and I mean NEVER replace an appliance. They will BUILD PARTS before they ever pay for a replacement. Yes you heard me right. My central air unit is 20 years old and they will find a way to rebuild a compressor or condenser or whatever part breaks down in order not to pay for the replacement. This will only last a few months before it breaks down again and requires additional money out of YOUR pocket each time. Run! Put the monthly payments in a savings account for when you need emergency repairs. DO NOT USE THIS COMPANY. Would give it no stars if I could. Horrible horrible horrible.

If I could give 0 stars for this company, I would. We have been trying for 6 months to get our AC replaced. We live in a city where temperatures regularly get above 100 in the summer. They sent two technicians out who recommended the unit be replaced. After not hearing anything updates from them, we tried to reach back out. The agent in charge is impossible to get a hold of, and every time we call, a message has to be left with her secretary. Once we did get in contact via email, she said the order was closed, and the unit was fixed. Absolutely no work was done, and the work order was closed, twice. We have four young children, 6 and under, and have to be out of our house because the temperatures inside are too warm in the summer. Unacceptable customer service, unacceptable resolution and response. At this point, we are exploring legal recourse to get this settled.

My heater didn't work when I turned it on. American Home Shield sent out Titan Heating. Before they came up on the property, they called me and I let them know my system and then they came. They were a good company and the tech seemed to know what he was doing and my heater works now. It was good. I love the comfort of knowing that I have insurance. It's very difficult to afford 1,500 bucks all at once. I might have to pay some of it, but American Home Shield is gonna help pay a portion of that.
American Home Shield could improve more in listing the invoice. When I went on my laptop and I looked at the invoice, at first, it showed that I was gonna have to pay $1,400. So I called American Home Shield and said, "I don't understand." I knew I was gonna have to pay something, but not all of it. What's the point of having the insurance? The person that I talked didn't understand. I was on the phone with them for quite a minute until she said, "It's because they're gonna have to modify the part and we don't cover that."
Originally, they couldn't find the part. If they can't find a part or they don't make the part anymore and someone's gonna have to modify it to make my system work, it's not fair that they don't cover hardly any of that. But I got really lucky because right before he was gonna install the part that he was going to modify, they found the part. I was so grateful. So I didn't have to pay because it was the original part and he came and installed it.

American Home Shield had All Points look at the garbage disposal. The guy was very good. He came in and used a tool just to toggle the garbage disposal, and it started working again. So he did a great job. I've worked with some of the warranty companies in the past for my rental property, and it was very bad. But American Home Shield did an excellent job. I normally do my claims online. It's easy to use. It's very simple and well-organized.

I am filing a formal complaint against American Home Shield for failure to provide timely HVAC service during an emergency and for maintaining a contractor authorization process that effectively prevents service from being delivered. On January 20, 2026, at approximately 6:00 p.m., I opened an HVAC service request due to a complete furnace failure during extremely cold weather. Outdoor temperatures were near single digits, and the indoor temperature of my home dropped into the low 60s and continued to fall, creating a serious risk of frozen pipes, property damage, and safety concerns.
By the following day, no HVAC technician had been assigned. When I contacted American Home Shield, I was informed that there were no HVAC companies in my area willing to accept the job. I was then offered a four-hour escalation period, after which I was told I could attempt to contact HVAC vendors myself. After waiting approximately four hours for this “evaluation,” I contacted multiple local HVAC companies. However, every vendor informed me that they could not proceed unless they contacted American Home Shield directly to obtain authorization. I, as the customer, was not permitted to authorize the work, nor could the vendors proceed without AHS approval.
More concerning, not a single local heating and cooling company was willing to work with American Home Shield at all. Multiple vendors explicitly stated that they refuse AHS jobs because the company does not pay promptly or “nickel-and-dimes” contractors to the point that the work is not financially viable. As a result, I was left without heat and without any viable path to service, despite maintaining active coverage.
This situation demonstrates a fundamental failure of American Home Shield’s service model. Advising a customer to contact vendors while simultaneously requiring those vendors to obtain authorization directly from AHS—and while maintaining business practices that contractors refuse to engage with—creates a system in which service is effectively impossible, particularly during emergencies. A home warranty is marketed as protection for essential systems such as heating. In this case, American Home Shield collected premiums but failed to deliver any meaningful assistance when the loss of heat posed an immediate risk to my home and personal safety. Run away fast!! Big scam!

DO NOT USE THIS COMPANY!!! We have a warranty planned with American Home Shield and had a problem with our refrigerator. They sent a company out called Assent Appliances who diagnosed the problem and ordered a part to fix it. The problem was not fixed and we called back and they sent out the same technician who tried to fix it again. This went on for a total of eight separate times to which the refrigerator was not fixed. The technician even stated on his last visit that they didn’t know what to do and that the refrigerator was unrepairable.
We convey this to American Home Shield to which they said they’re gonna order a refrigerator door and that the part would take between 16 to 26 weeks to arrive. When we told American Home Shield that we shouldn’t have to wait six months for our refrigerator to be repaired that it should be replaced because it seemed to be unrepairable. They offered to pay us $575 for the price of the refrigerator door. Please do not use this company. They do not honor their contracts and try to get out of honoring the contract as described in their contracts that we signed. No one should have to wait six months for their refrigerator to be repaired. DO NOT USE THIS COMPANY!!!

We had plumbing that clogged and the water went up. The gentleman who came out used a snake and resolved the problem. It was a fantastic service. I have some complaints about some vendors though. Some said they were gonna show up, but they didn't. When I called American Home Shield to find out where they were, they said that the vendor already said the ticket has been resolved. But American Home Shield refunded me the money and I was very happy. I'm very happy with American Home Shield. They are solid. I know of 12 friends and family members that are already using American Home Shield because I told them to do it. They're thrilled to have American Home Shield as well.

Ohio Hydrojetting was able to take care of our plumbing issue the first time they they came out. I filed the claim over the phone and it was a good experience. American Home Shield is usually quick to schedule. I've only had one bad experience with them but in spite of that, I recommend them all the time. It's a nice safety net having them. The price is not bad as well.

We got the keys changed in our house through American Home Shield, and the guy that did the keys was wonderful. But when we asked to have a plumbing issue fixed, American Home Shield denied it. They said it was a pre-existing condition. We just purchased this house, and we had the house inspected. This item was not shown on the inspection as being a problem that's why we called American Home Shield to see if we could have the plumbing issue fixed. They had their plumber come out and check it out, and we had to pay 125 bucks for him to come out. Then we were told by the plumber that the cost of the repairs would be $954, and that American Home Shield won't cover it We're very disappointed because we understood that if there was something that happened on the house after it was totally inspected when we purchased it, that it would be fixed by American Home Shield, but that's not the case.

When submitting claims, usually, I will call American Home Shield, and there's a co-pay. Then they will disburse me a vendor, and that co-pay is to be paid at the property upon arrival of whomever they dispatched to me. Then they go on about what they have to do there. The quality of the disbursement of calls has been very professional for the ones that I've had to deal with. I haven't had any problems with the vendors that American Home Shield has sent to the properties that I manage.

I'd recommend American Home Shield because it's very good. Recently, a contractor came out for a gas top, and they fixed a little leakage there very quickly. The turnaround time was good.

Appliance Warranty Services came out and fixed my washing machine that was walking across the floor. They called me within five minutes of hanging up from talking to American Home Shield on a Friday and their repairman came out the next day. However, he didn't have the part. The next day was going to be Monday and I asked that he wait until Tuesday because Monday was a holiday, which he did. He made me the first call and did a very good job.
I've had American Home Shield for many years. I moved to Florida and tried another company, but I got rid of them and went back to American Home Shield. With the other home warranty company, it ended up costing me $800 when my hot water heater went out. But with American Home Shield when I had it in Maryland, I never had to pay anything extra except for when they replaced our air conditioner. It cost us $200-something for some part that wasn't covered.

Cecil & Sons came out for my claim with the furnace. Having the American Home Shield, I like that they pick the service provider. I don't have to do anything but call them and pay. My daughter got American Home Shield for me and I've been using them for a whole now. They're a good service.

I was having issues with my washing machine. It was giving all sorts of weird codes and not working too well. I then contacted American Home Shield through the internet, explained what appliance it was and what was wrong with it. The process was quite easy. Then they had somebody contact me from the service department for that particular item and set up an appointment. They came the next day and got it taken care of.
The repairman who came out was a great guy. He was very professional and told me exactly what he thought was wrong with the washing machine. It had some other issues that came up and he got those resolved as well. About an hour after he left, it started having the same kind of problem again. He came back the following morning and got it resolved. It was a really quick fix and everything has been fine since. American Home Shield has been very professional and easy to use. I've been quite happy with them and I would recommend them.

American Home Shield is cheaper than the other companies and I've been using them for 2 years now. I've done claims online and over the phone, and their customer service has been fine. Other than the plumbing company, the contractors they've sent out have been good.

Elite Appliances came out and they were able to take care of everything for me in a timely manner. I typically file my claims online and if there's a question about anything or I need more clarification, I call, and it's been a great experience. American Home Shield has been a great company to work with for my home warranty. Others should highly consider it.

JG Services came out for the heater. The pilot light wouldn't stay lit. The repairman was great. He went right to the issue. I left him alone and he fixed it. Everything was cool. So far, everything's been great with American Home Shield. Last year, we had an issue with our air conditioner and they fixed that with no problem. We moved from another service to American Home Shield, and everything's been way better. Others should get them because they've been great for us.

Within 30 minutes after I set up the claim online, I got a response from Murray's Plumbing. Then they came out, assessed the problem and figured out what it was. They couldn't fix it so they changed it. My experience with American Home Shield has been superb. Somebody told me about them and I would pass that forward as well.

American Home Shield needs to do better. They are not as good as they used to be. I've been with them for many years, and they used to be great. They used to jump on top of things. But now, it seems like it doesn't matter. Recently, Quality Air HVAC Trust came and fixed my heater. That company was great. However, I had to call in three times to get American Home Shield to get somebody out there. I had no heat, but they didn't make it a priority.
On the last phone call, Quality Air came out the same day. But I called a week before that, and I didn't get the response that I should have gotten. The contractor that American Home Shield assigned at first never called me back. I called them again, but they never called me back. American Home Shield called them, but they didn't call them back. They still didn't change the contractor till I called them back again.

I was happy with the people who came out. As soon as I put in the order with American Home Shield, they contacted me within 24 hours. There was a leaking under the bathroom sink and it turned out it was the faucet. The first guy came out, checked it out and confirmed it was the issue. They ordered up a piece then someone else came and installed it. The whole process was pretty quick, especially since it was during the holidays. That never makes anything easy. But they got it done and did a good job. Both guys who came out were really pleasant. It was good that the second one came. He was real slim and that was a small bathroom. That was the first time I used American Home Shield and I was really happy with them so I'll keep my policy. The home is coming up on four years and they don't make pieces the way they used to so it's helpful to have something.

I filed a claim for a dripping sink faucet with American Home Shield. They texted me then the Budget Rooter people contacted me. The guy who came out was great. He diagnosed it right away and found out it had to be replaced. He had one on the rig and he replaced it. He was in and out of here in a half hour.
However, I've had less than perfect experiences with American Home Shield in the past. We've had them for many years on a couple of different houses, and they're not always the quickest. Once, it took five days to get a water heater replaced. The contractor came out, diagnosed it and had to order it. It took a bit. We also have a home up north and it's in a more rural area. American Home Shield has less contractors to pick from so it takes longer to get anything done up there. But other than those, American Home Shield has been good and I would recommend it. Having a home warranty plan on your home as your appliances start to get older, a home warranty saves you money in the long run.

American Home Shield has been good. But my recent claim where Man AC & Heating came out was a waste of money. We made a claim for our fan that was having a problem. I didn't realize my son had the fan running and when I checked it, I thought we turned it off. My husband also thought it was off but it was locked, so that was why the issue happened. It's a way to lock the button so even though you hit off, it didn't go off when we kept turning it off. It was just running. All the tech did was press the button, but it was okay. I submitted this claim online and the process was easy. The tech who came out was good and the fan is working now. All in all, American Home Shield's plan is a good one when you need it.
