The technicians that American Home Shield sent out wanted to charge me an extra amount to replace the item that was broken when I already paid the service fee and the annual fee. They would not leave the house without me writing them a check. So, it took me six to eight weeks fighting almost every day in order to get that taken care of. And they didn't reimburse me. They just put it on there to where I wouldn't have a charge on my next service fee. But the problem with that was, if I didn't have a service fee, I have to talk to different people every time I call. So, we would have to rewind, rerun everything that we have been talking about for the course of the problem. I changed one time because the same coverage was $200 difference in price point. But I started having problems getting a technician out here in a timely manner. That's why I went back to AHS. But they should have more coverage with less price.

Submitting a claim is a simple process overall. I call, make the claim and pay the deductible, then a contractor from a local area comes out and evaluates everything. The contractor estimates the repair and sends it back. If the home warranty company approves for the repairs, they go down that route. If they prefer for someone to just get a new device, then they'll reimburse them for whatever the coverage of the amount they decide. With American Home Shield, I have peace of mind if something ever decides to go awry within the house, and they have always sent out reputable people. I also went with other insurance companies and it was lackluster, to put it nicely, in comparison to American Home Shield.

Antech Appliances came out recently for the refrigerator. It was starting to leak at the back. The ice maker froze over and there was something that the repairman had ordered. He came two days later and fixed it. It was not the first time I've had to call on that ice maker. But since I got American Home Shield, their contractor will come fix it for a flat fee. It's 75 for me and that's very minimal when something breaks down. American Home Shield gives me peace of mind for unexpected repairs. So far, they've been good. I live in a high-rise and they couldn't find a plumber. They said, "Go find somebody then submit a claim." I got the money within a month.
We are happy to know that AHS is beneficial to you. Thanks for sharing your warranty experience. Have great week.

After making this review, they had somebody that can actually help me. They were able to make arrangements to get another company out.Hot water plumbing hero came out and fixed everything all in one day. Where the other company kept giving the run around not answering my calls. If American Home Shield can just transfer us to other departments that can actually do something when we have problems , they wouldn't have any bad reviews. Overall they are good, you just need to make a review for you to get somebody that can actually help you.

I made a repair for my toilets and faucets not working properly. PENNINGTON PLUMBING SERVICES came out and said they needed to order some parts and get approval to cut wall open to fix shower faucet. That was on 2/22/23, I'm still waiting for it to be repaired, every time I call the plumbing company they don't answer. I have been calling American Home Shield every 2 to 3 days and all they tell me is that it will be escalated. It's 4/16/23 and still not fixed and they keep trying to call the plumbing company and they also don't answer to them. Almost 2 months no schedule of a plumber coming out and I still can't use that shower.
I certainly hate to hear that you have received less than satisfactory service & I apologize for the inconvenience. Thanks for sharing your feedback. Have a great week.

I had claims for the hot water heater, the washing machine, and the furnace. My experience with American Home Shield has been positive. But I had to pay something to bring my hot water heater to code. Other than that, so far, so good. Whatever needed to be done, the home warranty worked. You pay the fee a month, but it gives you comfort to know that if something breaks, they'll have someone fix it.

I had guests and needed plumbing services. The gentleman that came through American Home Shield had to get on the roof. I liked the fact that he put me on with American Home Shield so that I could hear them say that it was not covered. I understand that it was not covered but my understanding was the service was $375. I wrote a check for that. But I paid $100 for the call so it ended up costing me $475. The policy is 900. The price increased significantly. For something I don't use that often, it doesn't make sense. I'm probably gonna cancel it and ask for a refund of money. I was an employee relations specialist and consumer advocate for many years. American Home Shield should have more ownership. They should have realized that I paid that $100 fee and provided an offset for return.

The price went up this year but I wasn't notified that it was gonna increase. Sometimes, the communication back and forth is hit-and-miss. AHS is subcontracting to the repair companies, and the repair company is supposed to reach out directly. But the repair company has a different communication model than the website. You can't go to the website and find out exactly the status of the subcontracting company, where they are with the process. It's always a matter of, "We've assigned a contractor. This is the contractor's phone number. They're gonna be reaching out to you." But it's not on the site when the subcontractor will reach out. There is a contact listed for the subcontracting organization and that leads an end user with the likelihood of reaching out on their own before the contractor even knew that they were assigned.
Fridge Experts is a good small company. They're pleasant to deal with. But the fridge itself was the issue. I had a Whirlpool at the time, and it had an internal malfunction that wouldn't present consistently. The Fridge Experts guy had to do some work and come out multiple times. There was a warranty for only 30 days. Because it took so long each time, I had to pay the $100 to get them to come out each time. Something might work for a while then show up that it's still a problem. It was freezing. It couldn't control the temperature internally. It would go by for a month, then all of a sudden, something in the refrigerator would be frozen. After trying two parts, two trips for at least a couple months, the whole thing got replaced.

I like that AHS fixes my stuff. I don't have to search for a service contractor. For my recent plumbing claim, the tech was in and out quickly and he fixed it correctly. But I have a big claim. The appliance guy broke our valve and water leaked under our carpet floor into our cabinets for five days. The adjuster came out. He told me that I need the same flooring. But I haven't heard from him. But it hasn't been bad with American Home Shield. We've had AHS for 18 years and mostly, we've had good experiences.

I put in a claim with American Home Shield and techs came out. They diagnosed the issue, came back, and they replaced my compressor. They said that the fan motor might be going out on my unit as well. Initially, I set up my claim over the internet. But once my unit stopped cooling two days later, I called the company and they rescheduled me. The motor for the condenser went out and the fan went out two days later, so they had to reschedule me so they can come back out. That was something they diagnosed before, but they were like, "Home Shield won't cover it unless it really goes out." It really went out that time.
When they came back, they replaced the fan motor on my unit outside. It has been a pretty good experience. They were very helpful and very fast at doing what they were doing. The tech already had the part on the truck, so he went ahead and replaced that fan motor when he came out the second time. Ever since then, it had been working pretty well. Those techs were good guys. They knew exactly what they were doing.
American Home Shield is worth it. Even if you don't have an issue, you're still paying that monthly payment to have the home warranty just in case something happens, because you never know what would happen in the future. I definitely recommend it to anybody. I've been saying to a lot of my friends lately that have homes and might have future issues to get American Home Shield.

I had a company come out through American Home Shield to clear a drain stoppage. But they weren't able to clear it. They also left the house messy and they were a little bit rude, so I called American Home Shield back to have it done a second time. I asked if they would send someone other than the company that came the first time, and they did that. But the one that came, I thought they had it fixed, but it's not fixed, so I have to call them back. It was working when they left, but three days later, it just stopped again. But they did a great job. They were also nice. American Home Shield also went out of their way to make sure that we got somebody that was better than who we had the first time.

Our toilet stopped flushing and was leaking from the wall. American Home Shield sent out Evans Plumbing and they were there within 45 minutes of when I originally put in the claim. I hit submit on it and my phone immediately started ringing. The guy said, "I have a guy over in your neighborhood right now. Do you want me to send him over?" Their guy replaced some valve and then dealt with all the backing in the toilet. I mentioned to him while he was there that we had an issue with our downstairs toilet too where it sounded like an airplane taking off. It was crazy. He looked at it and replaced stuff there too. It was amazing. All said and done, the whole process took an hour and a half in total. It was so fast. I was expecting two to three days. The toilet has been perfect since they were there. American Home Shield has been awesome and I'm super glad that we got it. I will do it again. Do this home warranty because it's gonna save you a lot of money.

My outside storage wasn't working and I had a couple of sockets in the kitchen. The electrician repaired one socket in the kitchen that was connected to that circuit. But the other one, it didn't get repaired. They were connected together. The guy that came out for the second opinion rechecked it. He explained to me what he thought it was. He was much more knowledgeable and helpful. He submitted the claim to American Home Shield but they didn't do it because they thought it was underground. But it wasn't. I wasn't very happy with that one.
The second guy recommended somebody. He called that person and explained it to him. That was a way to keep the cost down for me. The second guy that American Home Shield sent said, “If we can't pull it through, it can go above ground. Just run straight.” It was so simple. It was a wire that went underground. Whoever built the house had a tube that ran under the concrete, or they slid the wires under there and put it through the box by the storage shed. He said if he could put the new wire on and drag it through, it would be easier. That was exactly what the guy that he recommended did. He ran it up and stapled it to the fence with some heavy wire. I had to pay a couple hundred bucks for it because American Home Shield said they wouldn't cover it. They were so bent on it being underground, but it wasn't. It didn't have to be. It could have been any way they wanted.
I like American Home Shield, but the claim could have been done properly. The second person that came in told them what it was, but they just stuck with Sunbelt, the first contractor. That was a disservice to me. I’ve had American Home Shield since 2014, and I've only had very few claims. The one with the plumbing was also a big disappointment.

We have used AHS for a while, and almost every experience has been the same. We requested service two weeks ago for a leaking dishwasher. The company contracted with American Home Shield contacted me three days later and advised me they didn't have an appointment time for two weeks. I advised of the urgency, and I was told that was the only option available. I contacted American Home Shield for alternatives. None of them could help us any sooner. In the meantime, multiple cabinets have been completely saturated with water and are no longer usable. I saturate multiple beach towels daily, Trying to keep up with the water leaking. We were told. We were told, "Why don't you turn off the water?" Well, our dishwasher piping is welded into the water supply for the kitchen, so wholly shutting it off is not a good option.
I have called nine times, requesting service, and was advised that I have to wait as they have no other contracted providers. I called multiple providers around town and was told they could send someone out today, but AHS said if I hired someone else, I would not be reimbursed. In addition, I was told that I would not receive a refund of my $75 fee if I hired my own company. So for anyone debating purchasing a home appliance warranty, don't expect prompt service or quality if you use AHS. The salespeople will tell you whatever you want to hear when trying to sell you the contract. So now we wait with five cabinets unusable, utterly saturated with water, waiting for someone to fix it.
I certainly hate to hear that you have received less than satisfactory service & I apologize for the inconvenience. Thanks for sharing your feedback. Have a great week.

Once American Home Shield puts you in touch with a reliable company, they're good. We had a furnace issue last month, and American Home Shield was able to switch me to a reputable company who came out there and got the problem fixed. We had a television go out, and that was covered under our policy. They delivered that two weeks ago, but it came in broke. They're supposed to deliver me another one on Thursday. I called and scheduled five times last spring for a central air check. The contractor was no call, no-show all five times. I told them I'm a heart and lung patient. I need my central air working. I was told I couldn't switch. That's been a year now, and I still haven't got that AC checkup.

We have this big water spot with a little bit of black mold and I didn't know where it was coming from. I called American Home Shield and they sent out Air Pro Master. The cartridge had to be replaced in the master bath and the guy did that. But that wasn't the problem at all. The main drain pipe from the master bathroom had a crack in it that was causing the leak. He fixed the thing but he was supposed to come back and put another piece on and he never did and I was irritated with that. So, I had to call American Home Shield again because I had to make a claim with my home insurance because of the water damage. AHS had somebody come out and they cut a hole in the ceiling and figured out what the problem was, which was a leaky pipe. So I had to call AHS again and pay another $75.
The first place that was going to fix the pipe had the audacity to say that it was not covered under warranty, that it was not regular wear and tear, which obviously it was. Then, they wanted to insinuate that it was caused by the guy cutting into the ceiling. I said I wanted a second opinion. You're allowed to get one and have somebody come out and check it. The company of the next guy that came out was good. They were on it and had it fixed right away. The other guy was just lazy and didn't want to do the job. He knew what he had to say to have it not get covered. It's so messed up because I gotta pay every time the contractors come out. And American Home Shield should know that. Their people should know better. But finally, it got fixed. My home insurance had the mold remediation company come out and fix everything.
It was not the first time something like that has happened that I've had to call for a second opinion because the first one just didn't want to do the job. They said what they could to make it so they didn't have to fix it and they just got their money. The techs seem cool at first until things like this happen, until they go behind your back and screw you over. But some of the other places, like the one that I needed my second opinion for are cool. And some of them that I've had to call for, I didn't have to get a second opinion and they were good. It's hit or a miss. English is not the first language of a lot of operators that work for AHS. Maybe they don't understand what exactly was going on. They should take a little bit more due diligence when it comes to believing these contractors.

My toilet was clogged. After making a claim to Home Shield, someone from Soul-Utions came out within an hour or so. We used this company in the past and they were terrible. But they must have gotten new people because the guy did a very good job. He cleaned up after and was very professional. Sometimes, I go back and forth with our home warranty because I would sometimes like to pick my own people that I want to do the work. But my husband really likes Home Shield. It's just I don't like how the service fee went up. It used to be $75 and now it's 125. It used to cost us like 50 bucks a month and now it's $85 a month. It happened because we used the service a lot and they were like, “We're not making any money on them so we're gonna up their prices when their contract is up.” All in all. if you have an old house and you're a new homeowner, a home warranty is probably a good thing to do.

AHS refuses to honor the service they're selling. I Scheduled A/C service 2/16/23 which I had to pay for service call on top of the cost of the warranty; payment that the provider did not receive. Today is 4/11/23 and AHS still have not approved the work which is fully covered under my contract. Every time I call I get the same story, "still under review." How long does it take to view some pictures, approve it and satisfy a paying customer. I have asthma, my brother has bronchitis, lung and breathing issues, plus 3 senior dogs in a house with 87 degree temp for weeks. I don't want empathy, or apologies; I want my A/C fixed.
Technician keeps saying that he has submitted everything, AHS confirmed, but I still don't have a working A/C after 2 months of waiting. February was not even my first attempt, in September of 2022 I contacted AHS which told me that they didn't have a contractor for the area. After I raised the issue of why would they sell a warranty in a market which they didn't have vendors; apparently, they started working on it. So, deceitful practices seems to be the norm for this company. AHS needs to be investigated.

Our sink dropped out of its place down into the cabinet. American Home Shield sent F6 Plumbing. They were very nice and professional. They came out and replaced a shut-off valve for the dishwasher. They couldn't reattach the sink so we had to get somebody else to do the sink. We got Lowe's to do the sink and I'm still waiting for American Home Shield to send someone to install the new dishwasher that was delivered about two weeks ago. They're supposed to come out tomorrow and install the pipes to the sink. So, then that dishwasher needs to be installed after they get that sink installed tomorrow. The refrigerator quit working. First, a technician came out and said he doesn't work on a closed system. Then, another technician came out and ordered a bunch of parts. Then the next technician came out and found a hole in one of the refrigerant lines. They replaced the compressor and some of the refrigerant lines. I also called to have the air conditioner serviced. When they did the inspection, it was too cold for them to test the air conditioner. I wanted the air conditioner tested, so I paid $100 for a technician to come out through American Home Shield. He went up in the attic and checked up there. Then he went outside and checked the electronics, but he wasn't going to rinse the coils off. Every time I've ever had a service at my other house, they've always done that. He knew I wasn't happy about it. He rinsed off the coils but just with water. Most of the time, they'll use an acid wash. He reluctantly just hosed it off which I could have done myself. I paid 100 bucks but I can get a service like that for 40 or 60 bucks. The service could have been a little more thorough.

I have a second home and I had a claim for it. The AC unit needed to be either cleaned or replaced. It was a lot of things. American Home Shield sent out two contractors. Apache was the first one. And then the second team went out there and they said, “It does not need cleaning so we're gonna eliminate that.” I knew it didn't need that because I just had it cleaned a year ago and they never said anything about it needing cleaning. The bill that I was supposed to pay out of my pocket was gonna be $650. That was stuff that the American Home Shield said they did not cover, which is the cleaning and some other stuff that Apache had identified. They were just overcharging for stuff and trying to get an extra fee out of what was going on.
My tenant was completely displeased with the service that the second tech provided and the rudeness towards her in the home. She called to inform me that they were very rude and unprofessional. Their demeanor was totally unacceptable. I called American Home Shield to see if I could have Apache come out. The rep was convincing me that I couldn't swap. If I did, I had to pay out of my pocket. I did that because my tenant was completely dissatisfied with the services they rendered.
And then there was a dispute I couldn't do it and that I wasn't authorized to swap. I’m supposed to go with the carrier that American Home Shield assigned to me. I tried to get a supervisor’s attention to bring it to their attention. It took me an extremely long time to get to that point because nobody wanted to say to me that the information was not right and that I could swap. I had to get up to somebody in corporate to tell me that.
Finally, they said, “I'm gonna pass it on to my supervisor and we’re gonna fix it.” They did. I was given leave that same night because I was completely dissatisfied with the service of American Home Shield. I had been with them for a long period of time. I was gonna leave until the rep said, “Mister, I promise you. I'll make it right. And you ain’t got to do nothing." He made it right and I was satisfied.
American Home Shield outsources. If you're a consumer trying to find out the details, the outsourced entities have no idea. I told them that their outsourced entity was making things up. I was completely dissatisfied with a contractor that came to my house and I gotta eat that? Where was that written in the contract? I asked them to show me where that was but they never did. Some people called me. I was completely upset and I was given to go somewhere until I got to somebody in corporate.
That experience didn't put a sour taste in my mouth. It just said to me that maybe I need to look at going somewhere else. Even though I had this one incident, I can't fault them for the third party. I recommend that American Home Shield give them some more training. That aside, I will still recommend American Home Shield because I've never had them question anything in my home. They get me right away and I'm completely satisfied. I have had them in three homes. My very first home was purchased in 2007 when I was in the military at Fort Bragg, North Carolina. A friend of mine said that American Home Shield had it going on. They cover ceiling fans, this, and that.
When there are claims, my tenant has to call me and then I dial the 1-800 number to post the claim. Now, American Home Shield has gotten better in the automated system because I can go online on the website, log into my account, and I post the claim there. My only thing with the home warranty is I didn't get an updated contract. I made the assumption that the same things in 2006 still apply today because homes are still built the same way. It just costs more but you still have fans, doors, refrigerators, and appliances. American Home Shield, however, has been tremendously forthcoming with providing me with when I ask for something.

The tech was awesome and was very accommodating with my time. He came to my house when it was convenient for me. However, I had problems where the contractor took four months to fix my doorbell. I had a claim for my water heater that was terrible. The contractor had to come out three different times to get the job done. The first time they came out, there was water leaking on the side of the house and they figured out it was my overflow. The tech fixed the overflow. Then, it started leaking again and he came back the second time to go out and find my pressure valve. He found the pressure valve and said it might be it but he couldn't get the screw off. He didn't want to turn the screw because he felt like he was gonna break it so he said he was gonna get back with AHS if it was okay for them to fix it.
They came out the third time and said that they could fix it but they never told me that I have to pay anything. They started digging in the yard and when they finished fixing the problem, they asked for $140. It took them three times to fix the heater and if I was supposed to pay them $140, they should have told me before they started the job. But when my garage power went out, Intertech Maintenance Group came out and fixed it on the same day. Also, the tech was very friendly. I like AHS because any time I need somebody to come out, they don't take a long time to send somebody. The only thing I don't like about it is, they take my money first and sometimes the person can't work with my schedule and I have to cancel it. Then, I have to wait two or three weeks to get my money back.

We've had so many problems. We had lost all our food in the freezer that's affiliated with the LG refrigerator. The first tech only took five minutes to come into my home. I told him he had to have a mask on and he didn't look too happy with that. He did not do a quality job of determining what the problem was. He just opened it up, looked in it, and said, "It's ice stacking up." Then, he walked out the door. I didn't understand why he didn't fix it. I said, "So you come and you're out of here in four minutes, sir?" He just kept on walking. So I called American Home Shield and spoke to a manager. I said I was not pleased. They found another company, AHR Appliance Repair and their tech was on time.
The tech was wonderful. He said, "Explain to me what happened." And I said, "We've set all our switches on the LG system." I told him that the first tech pointed to some ice stuck. He looked and said he knew exactly what the problem was. The issue was the compressor and he had one in his car. He moved all the things for me and said that we then were gonna have to move the refrigerator. He was thin and I thought he was not gonna be able to move the big refrigerator. So, I woke my husband up and by the time he came out, the tech had moved the refrigerator. He put the part in and said, "You got a bottle of water? Put it in your freezer and in 12 hours, it should be frozen. The next day it wasn't so I called back to the tech. He said I may have misunderstood him. It should have been 24 hours. I checked it the next day and it was frozen just like he said.
I recommend American Home Shield. I've had good experiences with them. But I can never get a problem addressed the day I have it. It's always the next business day. They should have contractors working for them that can come out in an emergency situation.

With AHS, if something major happens, we won't be financially stuck in a rut with a huge expense that we're not prepared for. Recently, we had a claim for the dishwasher and the techs are waiting for a part to come in. But, we had a contractor that AHS should not do business with anymore, Pennington. They don't communicate and it took me weeks to get an appointment with them. Then they just put me on the calendar without even asking me if it works for me and I got a text. They say, "Reply to the text," which doesn't work. If you try to call, they don't respond to that. I called AHS three times and I finally got a response from Pennington.
The original tech didn't diagnose my issue properly and so the new tech had to order a different part. To this day, I'm still waiting for them to tell me if the parts would come in. I'm tired of chasing them down trying to get information and being on hold with American Home Shield. Other than them, the contractors sent by AHS have been fine.

I did a claim for my air conditioner. The service company that American Home Shield gave me did not answer the phone call for two hours. They said they were open half a day Saturday morning. We must’ve called them 10 times from 10:00 to 12:00 because it was getting very hot very quickly here in Houston. But nobody answered the phone so I called American Home. One of the reps called the service company twice and he could not get an answer. I called back again and this other lady called the service company three times and could not get an answer either. I told the rep I didn't want to use this company and that they needed to assign me another company.
Also, two out of three people I spoke with spoke proper English. The thing is American Home Shield employs all these people from either the Caribbean, Mexico, or Asia. They were very courteous but didn't speak proper English. They say, “Ok. I know how you feel. But can we just work on this?” and “Why don't we try this?” I said, “No. Give me another company. Don't you have more vendors?” They won't. My main complaint is I want a US agent but they won't transfer me. I want one of the supervisors and I was told they were not available. When I call my credit card company, they have foreigners all the time. But if I say I need to transfer back to a US agent, they go and do it. American Home Shield has to have that feature available. In the old days, they had a list of vendors. They could give me the names and phone numbers and I can look them up.
I used American Home Shield 20 years ago with another house we purchased. In the past, American Home Shield wasn't too bad. That's why this time when the Realtor suggested a home warranty, I said, “Yeah. Ok. Let's get one.” But American Home Shield uses these foreign people and they're not reasonable and they don't understand. I don't know if they don't know how or just what happened to the policy. If a supervisor got involved, this could have been resolved very quickly.
In the end, American Home Shield finally gave me another company. I had to stand on my head and jump up and down almost. The AC is not fixed yet so they're still going through the process. American Home Shield had the second company involved after I complained so much. I just didn't want to deal with the first company because they're open and they don't answer the phone. That was not acceptable.
I certainly hate to hear that you have received less than satisfactory service & I apologize for the inconvenience. Thanks for sharing your feedback. Have a great week.

I had a leak under the house of a pipe. I called American Home Shield, and Plumbing Enterprises came out and fixed it. They had a cancellation, and they were able to come out within two days. As far as AHS, I've only had one issue which has been an ongoing issue since the 1st of March with a different service. It's taking a very long time to resolve. I had a gas furnace that had a leak. My carbon monoxide detector went off, and we had to leave the house. Emergency services were called. Then the gas company came out, and they shut off the gas. Then I called American Home Shield, and they sent somebody out. It was in a couple of days.
The guy that they sent agreed with the assessment from the gas company that the gas furnace was cracked. He said that the air conditioning system that it's hooked up to is also old and will not communicate with it. American Home Shield is back and forth with me about that because it's an upgrade. I did speak to a supervisor who said that the package that I paid for includes an upgrade insurance. So, I don't owe what they originally thought I owed. I'm waiting now to hear back for what they say I do owe to go forward, and it sounds like it should be in the hundreds instead of the thousands.
The emergency we had was on March 1st. Every time I called AHS, they say it's going to be 24 hours to get information or an answer. The last person I spoke to told me that I should be getting a call in 24 hours. It still is bouncing back and forth between departments. At the moment, it's not as big of an issue as it was a month ago when it was still freezing out. If I had to pay for this out of pocket, it would be very problematic. So, I'm willing to be patient because the service eventually will get done, and it'll be done once and lasts for a long time.

But in this case, it's faster and it works. Recently, I had two issues with the pool. One was an issue with the pump priming that was not putting enough water and the other was the water was not flowing. The contractor, J N J Pools, took more than 24 hours to contact me. After 48 hours, I called them and they said they were very busy but they scheduled me for the next day. They arrived in the window that they say they would. They fixed the issue with the priming of the pool pump. They replaced one ring that did the trick. The other issue turned out to be a blockage on the cleaning line but they said that it was not covered and they did not perform that other job.

I called up and I said the refrigerator is not keeping things cold. I've had over five technicians come out and they all said the same thing -- that the compressor is no good and they can't do anything and then they walk away. The last one who came out, Smart Appliances, took a couple of days getting the diagnosis over to American Home Shield. With the last diagnosis, AHS said they are going to make a decision as to whether or not they are going to okay either repair or replacement. I don't know why it took five technicians to say the same thing. It has taken almost two weeks now to get to this point.
Each company professes to be a appliance repair company and it seems like a very routine thing, a compressor failing and then getting replaced. But each one told me they can't do it. Why did they come then? AHS was trying to resolve the problem but they just kept coming across contractors that didn't know what they were doing. It wasn't till it got to the Smart Appliances that the diagnosis was submitted to them.

But I was looking over my paperwork, and I didn't see that they had paid for the roof. I found out that roofs are not covered with townhomes and somebody should have told me that the roof wasn't covered.
Other than that, it was good with their reps when I called in for a claim. I noticed water on the floor in the utility closet and saw water damage on the wood part of the vanity in the adjoining bathroom. I called AHS and asked if that was something that would be covered and they said that plumbing is covered so they sent High Priority. We ended up adding American Home Shield’s service to our short term rental after we had such great experiences with our main home that we just purchased last June. And they've done a great job. AHS offers preventative check at a discounted rate so we scheduled the three units for our main home. Then, we have one unit in our short-term rental so we scheduled that as well. The tech did the check and everything looked good. But there was a part that she said was common to go out every two to five years. And it was doing low voltage so that was starting to fail. She recommended to file a claim if an issue was found once I do the preventative maintenance. It made sense so I filed the claim, they replaced it and we were done.
We had a full out inspection when we bought the house. None of the stuff came up but a gas leak was present, so AHS fixed that. Our water heater ended up going out and AHS fixed that too, so we got a new water heater. We also have an issue with our dishwasher and the contractor will be fixing that this week. We had an evaporator or a condenser pump in our basement with our furnace go bad. AHS replaced that. We've had also two faucets go bad in both houses. They've replaced those. They've never balked at anything. The only thing that ever came up is our cabin, which is on a hill so we have a pump that pushes it up. They did not cover the pump that pushes up the water from the main sewer line because it wasn't part of the house's foundation. So I paid for that out of pocket. But that was it.
AHS follows whatever they have in their contract so I’m happy with that. They haven't made any money off of me right now. But they will eventually because we like the peace of mind. My husband does insurance for a living, and sometimes, people don't realize what insurance is for. This is just a separate type of insurance policy and it makes me feel comfy so that you don't get hit with these unexpected expenses. $100 on our main home and 125 on our cabin is our deductible. We have a premium that we pay each month but it's minor in the grand scheme of things. I can't speak highly enough of AHS. They're very good.

I'm very happy with American Home Shield because every time something breaks, they fix it. They cover what they cover. Sometimes, there is no coverage for something because it's the plan. But for everything else, they are very good. Sometimes they have very good people who speak very clear. Once in a while, they have people who have an accent and are more difficult to understand. But it's just the nature of the language. They are good. They make an effort to help.
When I had the problem with the water heater, Highway Plumbing was really quick to come out. They have been the best. In the past when they were assigned to me, they got there before me because they are always on time. Also, they always finish before it is time. They are very careful. I like to have things done well one time and then we don't have to worry. Highway Plumbing is that type of company. They do it right the first time, so they don't have to come back.

There was low pressure in the shower. I called American Home Shield's customer service number, and from that point on, I was told that I would get a call back from the company, and they told me when to expect for the plumber to come out. They sent me a email with a picture. It was good service. He did a thorough job checking the water lines under the house and telling me the problem and what could be done. He was able to turn up the pressure that was low. He tested the pressure in the house. He said the shower head itself, whenever he removed it, it would sort of slow it down, but he recommended a shower head that had a stronger flow.

I called American Home Shield and told them that the icemaker was broken again. It broke two or three days after someone came out and fixed it. I got busy and I let it go past the 30 days. The people that I talked to said I was gonna have to pay another $100. But it should have been a comeback because the problem wasn't fixed the time before and I got charged another $100. There were a lot of leakages that the guy didn't take care of because he didn't pay attention to the service models sent through the mail to him.
But I said okay to the new charge and American Home Shield said, "We got you a really good contractor this time. I think you're gonna like it." That guy turned out to be excellent. He was very knowledgeable. He must work on a lot of Samsung because he knew all the problems that they had. He told me all the modifications that they've done to try and get them straightened out. It seems like the ice maker is doing good now.

I have American Home Shield for several properties for about two years now. We have rentals and a lot of times, it's easier to go through a warranty company when things break just because sometimes they get more wear and tear than a regular home. I used the home warranty for a leaky toilet recently. Making a claim is simple. You just go online and fill out an online thing. American Home Shield charges you and assigns somebody right away. Generally, working with their technicians is great. But there are some technicians who are less than stellar. Part of the problem with some of the technicians is that they take advantage of the process so that they don't have to fix anything but they still get paid.
That happened a few times in the past. It's always frustrating when they do not communicate in a timely manner or when they decide that something is not covered versus letting American Home Shield decide that. Sometimes we get in a loop where we're trying to get a thing fixed and have a second opinion but the first person has basically decided that they don't wanna fix it. I've seen it where they're just taking the money for the visit and that's it. Nothing ever gets fixed.
Also, it's also a bummer when a specific item is not covered. We had that at a rental. It was a little motor that closes off parts of your ventilation system so you can have the heat go upstairs or downstairs. We had one of those motors fail because of normal wear and tear. But for whatever reason, that specific thing is called out as a thing that American Home Shield does not cover in the contract. It's frustrating when that one thing that you need to be fixed is the one thing that American Home Shield specifically called out that they don't cover. Other than that, the claims process is pretty quick. I like the fact that the warranty company assigns a vendor immediately. I've had other warranty companies and assigning a vendor takes a day or two. That just adds extra time to getting the issue resolved.

Our toilet wasn't flushing all the way and the guy who came out changed the flapper valve in there. It seems to be working fine now. For the most part, we've had good luck with American Home Shield and the techs, and have been satisfied. We've had a few things replaced over the years. Sometimes we'll go a year or two without using AHS but it's nice to have it when we need it there. We had a little thing last year with our stove but that was a whole different subject. The stove had a little fire about a year and a half ago and the contractor came out and changed the circuit board in it. After we changed the circuit board, it was making all kinds of clicking sounds. Every time we use the oven, about two hours after, we would have this clicking sound and they said that there was nothing they could do about a noise. So, we just kept using it.
All of a sudden, the stove was turning on by itself. So, the contractor came back. They wanted to rebuild the circuit board again, which there were no new ones available. I just kept going back and forth. They wanted to send a tech out to take the circuit board out again but I said no. It was the second claim on the stove but AHS had it down as the first claim because it was called a range on the first case and an oven on the second case. So, it was a cross-communication error. After that, we got a new stove. We were without one from Thanksgiving till about five weeks ago and it was a long roundabout way but I just kept talking to them and finally it got straightened out.

The technicians were all very professional and quick. The first time I used the service was when there was something wrong with my heating. A guy came out and he found the problem. The contractor cancelled two different times so we waited a month. The first time, the guy got sick and went home from a job. The second time, somebody had a baby. But a guy finally made it on the third time and he was awesome. He was a very good electrician and knew what he was doing. It was the electrical that goes to our heat pump so it affects the whole house and since then, it’s been good. But the electrical company that American Home Shield used needs help. What we went through here was insane. They need somebody to run their business. When we got the guy here, he was wonderful. But getting him here took a month. So I'm going to have a gas and light bill that is gonna be through the roof. My husband is the one who calls and sets up the claim with AHS. Then, he shows the contractor where they're supposed to work on and they do it. Every guy that's been out here cleans up after himself. They don't leave a mess and are very good about that.

He walked me through everything and communicated very well. He was able to show me things. I really liked him.
Most of the time, AHS is responsive and I get immediate feedback when I submit a claim for service. I also get notifications immediately. The tech from Ace Garage Doors did a wonderful job. He knew what he was doing and told me that the board in the back was fried. He said it had been hit by lighting. Ace's called Home Shield who said that since the issue was caused by a surge, they didn't cover that. I said, "Well since you're not gonna cover this, you're still gonna charge me the $100 service charge?" Of course, they did. The attitude up there was not favorable at all. Once they found out that they weren't gonna cover it, they just said, "Okay. It's your problem. You take care of it."
Another time, we told them our air conditioner was not cooling. They sent out a company called Quick Air Conditioning LLC from Orlando. The tech was knowledgeable. I told him that the bearings in one of the motors were making a lot of noise. So, I shut the power off. He looked at the motor and told AHS that the bearings had gone out as the motor was no good. They put a new motor in which was great. But it still didn't work. I had him check the blower motor and the capacitor of that was no good either. They put in a new capacitor and AHS covered that. But he didn't check anything else. I called the tech back and told him that I had the air conditioning set at 71 but the temperature was going up to 83.
The lady I was talking to from the air conditioning place asked, "Well, what is the temperature in your house right now?" And I said, “It is 76. And I've got two window air conditioning that I'm using to cool it off with.” She said that won't affect the temperature. I told her, "I don't know where you've been, but two window units keep my house cooler than the main air conditioner." She then said, "Well, you're gonna have to call Home Shield and get them to send us back out." I told AHS what was going on and their rep said that if it was for the same call as the air conditioning not cooling the house, I would not be charged. They shouldn't because it's the same issue. Come to find, the initial tech didn't go deep enough to check the Freon and the Freon pipes were leaking. They wouldn't even fix the pipes until I gave them a credit card to pay for the Freon.
AHS told the contractor to fix the pipes and they covered $10 per pound of Freon. But the air conditioning people charged me 100 and some dollars a pound and it cost me $760. That was unexpected. I told the tech, "You tell your boss I think they're overcharging for that Freon because we went online, you can get a 25-pound thing for 300 and some dollars." He told me charged for eight but he actually put in nine. Other than that, I'm kind of satisfied with AHS.

I only have one complaint with American Home Shield. If you don't tell the person on the other end of the phone everything you need, or they forget something and leave it off, when the technician comes out, they can't look at it. With my electrical claim, I wanted all of the plugs checked because all of them were sparking. I had a list because I had this issue before and knew I had to put everything down. The rep probably had too much to write down, but because something wasn't on the list, the techs that came were not allowed to look at it. Other than that, the techs were very nice and helpful. They told me that because of Amarillo's weather, the plug sparked. I wanted to check it out and make sure there was nothing electrical going on. When I moved in, I had to have the plumbing done as well. So far though, I don't see a big benefit to having a home warranty unless one has some major issues.

They said it was a pre-existing condition, and I disagree with it totally.
American Home Shield sent out two technicians, and they both told me when they were here, "Oh, yeah. When they get old they break like that." He got under the sink, went straight to the problem and solved it. It was perfect. He decided the issue was the garbage disposal. He said he checked the horsepower, and he didn't have the same one in his van. He had to buy another one, then he returned the very next day with the proper unit and installed it.
I got the coverage because American Home Shield is the only one that fixes the roof. I read that Platinum One was the only one that included the roof and that's the problem that I'm having. We've lived in Vegas for 24 years, and we've used two different companies over the years, First American and American Home Shield. First American increased their prices tremendously, so we went over to American Home Shield years ago and we've been very happy with them. I don't understand why some people don't have a home warranty. My friends' AC units broke, and they had to spend 6 grand on them. Their garage door broke, and they had to spend 2,000 on it. I said, "Oh, your spring broke, it's covered under my home warranty." Having a home warranty definitely gives me peace of mind knowing I'm protected and covered.
Whether we call or submit claims online, it's very easy. It's not an outsourced call where we're talking to somebody in India or the Philippines, and that's another thing I really like about American Home Shield. We called them when our spa was not filling up and they told me who was coming out within 30 seconds after hanging up. They possibly told me while I was on the phone as well, then within 30 seconds, they sent a confirmation that J & J Pools would reach out to me within 24 hours. AHS always gives us the name of the contractor coming out, but sometimes I don't hear from the contractor within 24 hours, so I have to reach out to them. However, J & J Pools was amazing. They reached out to me the same day and set up the appointment.
J & J was very professional. They said, "We're gonna be here between this time." They called on their way, and they were timely. I forgot that they came out two years ago when our pool pump broke, and they were the ones who installed that. I can't remember 'cause American Home Shield sends different contractors out all the time. The guy from J & J said, "I'm the person who installed your pump two years ago." This time, we needed some O-rings and a valve lid, and he had them on the truck. If I could a 6, I would. Everything was great.

It's just when I got my notice for renewal for this coming year, the price was up so I cancelled my policy. It was too big of an increase, especially when brand-new customers end up getting a lower price than somebody like me who has been with American Home Shield for two years. That's just not acceptable. The pilot on the water heater was going out by itself. Every day I came home, I had cold water. I had two claims for it. The first technician that came out couldn't find anything wrong with it. The second one came out, and it kept going out repeatedly every day. He said he’d try to find a part but he wasn't able to find it. So American Home Shield replaced it. Everything went great. I also had a roof claim and it went pretty well too. They put new flashing on and shingles right where the roof was leaking at. American Home Shield covers me when I call.

My dryer and dishwasher went out. The contractor had to raise the back of the dishwasher so the front and the back were level. Then they anchored the dishwasher to the counter. For the dryer, they checked it out to make sure that everything was working, and the whole thing was getting power, and it was. It still wouldn’t start. They checked to see if it could potentially read the timer, and that didn't work either. They ended up having to do a replacement. The replacement should be coming today. With American Home Shield, there's the reliability in knowing that for the most part, if something goes wrong, there's a solution. Everybody has been pretty professional and on time.
When our AC wasn't cooling down the house, American Home Shield sent somebody out. But they really couldn't figure out what was going on. They were saying the machine was wired wrong and it wasn't really much that they could do. I called American Home Shield back and let them know that was unacceptable because I was pregnant, and we had already paid the $100. I have a bunch of small kids, and it was too hot just to be sitting in the house. So they sent another company out that was a little bit further out from us. That company ended up figuring out exactly what the problem was. There was too much coolant inside the AC. So whoever had worked on it before put too much in there. The tech said it was dangerous. It could have blown up and he was surprised it didn't. Since then, it's been working fine.

My air conditioner is not working. A technician came out and was very nice. It turned out I need 10 pounds of Freon. I called American Home Shield and customer service was hard to understand. Whenever I call, I get people in other countries that don't know what they're talking about. I asked if I had to pay for Freon because the repairman said that I may have to pay part of the cost of Freon and at that point, it was $1,379. Customer service said, "Oh, no, no. You just pay $10 a pound. That's all.” That would have been $100. The air conditioning repair company said I had to pay $1,449. I had them contact and look up my policy. Sure enough, I had to pay out $1,445 for Freon, not $100 which was what I was told by American Home Shield.
I'm disgusted with the company. If it wasn't for the fact that I'll be selling my house later this year and it's 14 years old and my appliances and things are starting to go, I would get rid of them so fast. I was told incorrect information about my policy and I ended up having to pay a lot out of pocket. I'm without air conditioning right now. I'm really frustrated.

Their system isn't the greatest to discern which contract to use. I've had to talk to a representative because their system has confused my name or phone number. One of my tenants is a male with long hair. He got his bathtub clogged. The tech was able to do the unclogging from the tub side. He also wanted to check to make sure there were no leaks. I have a panel that drops down and I have access to the trap for the tub. He came down and made sure nothing was dripping. I recommend AHS over any other warranty.

They put it back to AHS who had to get another contractor who is coming out tomorrow to take care of that. I've never had any issues with all my other claims with AHS. But I feel that there should be a way to put in an emergency claim because by the time they give you an appointment, time has passed. It could be a day or two when it should be something urgent. Other than that, when something goes wrong, I don't have to worry about figuring out who to call because they're the ones who would handle that.

The warranty is a smart thing to have for average homeowners that don't have a lot of cash in the bank to take care of such things, which happen. The techs usually come out within a week and they've always solved my problems. My last claim with them was for the clothes dryer that wasn't running and there was an electrical problem where a part had to be replaced. I have a variable heating stove top, and the low and medium settings weren't working. When you went to 1 and 2, nothing came on. When you hit the halfway point, it went to full. When it was hot, you can only have it high. I called American Home Shield on a Saturday and they gave me a claim number. They said that it would be Sears coming out and that they only worked on Mondays and from the hours of 8:00 to 5:00. Then I got a confirmation from that group that they would be there on Monday. So they were pretty quick.
For the first visit, I was not there, but my mother-in-law was. The tech did call me to let me know what was going on with the problem and what needed to be fixed and that he'd be ordering it and that we would set up for the following Saturday. He was very professional on the phone. My mother-in-law didn't report anything strange. She told me that they pulled the stove out, removed the back, and did ohms testing on the switch itself. A different guy came out the following Saturday but he was just as nice. There are many things that I like about American Home Shield. First, I pick up the phone, I call, and I give them my contract number, they pull it up, and I tell them what's going on. I've never had any problems or pushback. They replaced the dishwasher for me. I tried to fix the problem and they couldn't fix it either. They came by early so I don't remember what they said because I don't get up that early. But I thought they were going to come back and give me a call. Other than that, they were very nice. They just said they couldn't figure out the other problem and they were going to ask what the next step would be.
I've submitted other claims with AHS and some of them were pretty simple. They just went and got them done. But with major appliances, it would be nice if there was a recommended maintenance people type of thing. So, you don't just call when the heater or air conditioner is broken but have twice a year of maintenance for it just to get it in good shape for the bad seasons or cold weather.

Some of their vendors have been really prompt at getting back to me and some of them have not. Most recently, I put in a claim for the dishwasher and they sent out a repair man. He tried to fix the issue and it wasn't fixed but it was still within the time period. He came back out and replaced parts and he got it running again. He knew what he was doing and he was very knowledgeable. He could hear everything that was happening and knew what was wrong just based on listening.
The AHS reps are okay. They usually want to escalate me, because, oftentimes, their answers were not gonna fit what I need. I usually don't call for frivolous reasons. I'm pretty good at looking at their website, so if I call, it's because there's truly a question that's just out of the ordinary. And usually, they have to escalate it to a manager and try to get back to me later.

I was so fed up with American Home Shield, I tried another company and they were honest and said, "We don't cover you out that far."
I did get a good result from the guy that put the hot water heater. My hot water heater died and it took them a while to get him out here. He was really sweet. He was young. He was having trouble with them because they kept sending the wrong equipment out. I needed a propane hot water heater and they sent a gas water heater and then it took them forever to get the propane one out here. That was all resolved in the end. When my oven wasn't working well, they got somebody out here and he was really nice, but it took him a while to get out here. If AHS can't get somebody out here, they tell me to find somebody and then I have to get them to fill out paperwork, and it's like, "No, that's not my job. That's your job. He said he didn't know how to do that so we would need to call a plumber. I immediately contacted American Home Shield to see if they could send out a plumber without me having to pay another $80 per visit service fee. They said they could but that they needed confirmation from the appliance repair company on this issue.
One week later and I am still having to call American Home Shield every day to figure out what is going on and why the dishwasher still hasn't been repaired. Supposedly the appliance people are not giving them the information that they need. In my opinion this shouldn't be my problem. They should just send a plumber out. Having AHS made everybody feel more comfortable that if something happens, you can get things taken care of a lot easier and so far, I've enjoyed their service. Recently, I had a pipe that was rusted and the techs came out here within a couple of days, which was a reasonable time. But the first group that came out did not discover it was a rusted pipe. They said there was something stuck in the pipe and they tried to say we put something down in the pipe. But we didn't, so I asked for another opinion. AHS then sent out Wind Bender. They said the pipe was bad and needed to be replaced. They had to get approval to get everything done and they had to come back for the replacement. Then, we got to put all the sink and stuff back in and we're doing that today.

My most recent claim with AHS was a few days ago with a leak from an air conditioning unit. I called American Home Shield and they referred me to Integrity Air who called me the following day to set up an appointment. The appointment was confirmed for two days after my phone call. The technician came out at exactly the time he was supposed to come out. He diagnosed the problem within 10 minutes and then repaired it completely and left, the whole process being only 40 minutes or so. It was a very positive experience.

For our recent claim with AHS, we have a dual unit HVAC system. But the house wasn't getting cooled. Every year for the past three years, we've had to call someone out to look at our HVAC system. This year was no different. We called American Home Shield. They sent out Anthony. The overall diagnosis was a power surge caused the unit to go kaput. He said, “I don't know where the power surge came from.” We've never had a power outage where we currently live. He went ahead and put in a request to American Home Shield to change the fan and also the capacitor and some other stuff he had to do. He was great and he kept us informed. He explained to us what it was.
But I got the email from American Home Shield yesterday and they denied my request. I didn't understand why it got denied. I called American Home Shield and spoke to a nice young lady. I was upset with her, but it wasn't her fault. I apologized to her. Because I'm paying AHS for my appliance system and now that I need them to fix my appliance or my HVAC in this instance, the power surge isn't covered. And I did not know that.
She said, “Pull up your contract on your phone and go to section seven, and it said that there.” I was thinking, “My what? I'm not looking at any contract on section seven.” I didn't do that before I bought the plan. Had I known that then I would probably try to get an additional something from somewhere else ‘cause HVACs are not cheap to get replaced. She told me I can put another request in and have someone come out and look at it. If he says power surge, it's a power surge. Or he can come back and say, “No.” then they may replace it. But I haven't made the decision yet.

Made a central air claim with American Home Shield as a Platinum level customer on 3/8. They had to order a part which took 2 weeks (compressor), then had to order a second part which was installed yesterday (Reverser Valve), and replaced freon. As of 9 pm today the ac is not working. Called AHS and asked for the service provider to be recalled. Was Informed that their notes still show the job as waiting for the compressor and that the ticket Is closed simultaneously. It will take several days (going Into a holiday weekend) to investigate this claim. It has been a month of no AC, today was 96, and at 10 pm it is still 79 degrees In the house. Should not have to pay for a second claim when the first claim Is unresolved, and the contractor should be immediately re-dispatched.
Have been on hold for 30+ minutes for the escalation department. This Is every single claim with American Home Shield--ZERO COMMUNICATION on top of that. They take a week plus to be able to locate a contractor In my area, despite the fact that they take the monthly fee. The next step Is a complaint to the Florida Department of Agriculture and Consumer Services. Taking money for services that you fail to provide Is stealing. Hoping calling attention to this culture of service with the parent company might have some impact.

I reported a problem with my water heater to American Home Shield on 2/2/2023. Their contractor set up appointment for 2 days later but did not show up. Then they called me to get the information of the problem over the phone. Then they send and estimated non covered charges for $549. I rejected that charge since local plumbers charge less without warranty coverage. They also charged me $125 service fee even though the plumber didn't show up. I called several times for resolution and they offered me to get my own plumber and they will reimburse me for it.
In addition, they will refund me the service fee for $125 and a courtesy credit of $125 for delay in service. As of today I have not received the $125 credit for service fee of no show by plumber, but I did receive the $125 credit for delay in service call. However, American Home Shield reimbursed me only $45 for plumber to replace the water heater which costs over $400. Today, I requested again the $125 credit that I was promised on March 20th but I am getting run around answer. They offering me coupon or discount which is not acceptable. How do you want to believe them when they don't keep their promise. I requested not to continue the service with them and not to charge my credit card for any service.

I have found that with appliances and non-emergency items, AHS is a great company to work with. When the dryer was making some noise, they came out to fix that. They had to order the parts from AHS. They had to get approval from AHS. So that's what I mean by non-emergency items. If it's an emergency, AHS is terrible. For instance, my well went out and I have well coverage with AHS. They contacted the contractor who came out to the house. He said, "Listen. I can get this done faster. With AHS, it'll take at least two weeks." I have no water in the house. He said, "But if you work with us, we can get it so that it's fairly inexpensive for you. We know you. We'll work with you. But AHS won't pay us the amount of money we want. They're gonna pay us far less than what we need."
Then on my AC unit last time I got it fixed, they did get it fixed but they didn't cover all of it. So, I haven't been impressed with them when it comes to big important items. As far as Affordable Appliance, the tech worked on some of my stuff before so he was able to order the parts that he thought it was and then get approval before he even came out, and so he was able to get it fixed that day.

The bottom burner of my oven was not working. I usually call American Home Shield for claims because sometimes if you do it online, you can only put "stove" or "oven" but not what it is exactly. I wanted to make sure that I got the message across correctly. For little things like a leak or so, I can do the claim online. But for some stuff, you have to be more detailed about it because sometimes a guy comes out and doesn't have the part or goes, “I should get this. I don't have it with me. I'll be back again later.”
Sometimes I get a call about one of my properties when I'm in the car or when I'm at work and I am told that I need to call for service. I have American Home Shield's number and I just talk to them. That's a lot easier than waiting on the computer. When I explained the issue to a young lady on the phone, she delivered the message exactly concerning what was going on and it was easy for the tech to bring the part and come and do the service once.
In the case of my oven, the tech ordered a part. It took him a couple of weeks to get it. He then called me and then came back and fixed the oven. This guy was cool. But a couple of times in the last couple of years in my other property, I got a couple of plumbers that ripped me off. They came in and just talked about some stuff they didn't even do. They lied and didn't know what exactly was going on. American Home Shield pays these contractors but they don't make enough money. They use the home warranty to get the customer.
When the water heater in my house went out at the beginning of last year, I talked to American Home Shield and a guy came out. He said American Home Shield was not covering everything. I said, “Wait a minute. On your bill, you cover up to three and a half grand, right? ...a little over 3,000." He said, “We get the heater from American Home Shield. They pay for it, but we have to build a couple of extra pipes. And we have to change this and that. I want 1,150.” A good heater water heater in Home Depot that is of the same size is 800 bucks. My friend had changed one in his house and he got a handy guy. The guy picked up the water heater from Home Depot and installed it for him for 400 more. He paid $1,200 for everything.
I had another claim for the garbage disposal in another house. The techs said there was nothing wrong with it. They wanna blow some air from the top of the roof to clear out the pipe and wanted $1,400 for it. I had another plumber in my other house. I talked to him and he came down. He charged me 300 and he did what the other tech was asking for 1,400 bucks. That techs never even fixed the garbage disposal. I got a guy to change it for me. I bought stuff from Home Depot for less than $200. I gave him $100 and he put it for me. That was a waste of time and money. The contractors hustle and that is a problem.
There was another company I used that was from American Home Shield. I called three times for one house because I was remodeling everything and every time I went through things, I found more problems. The company I got at that time was awesome. The young guy came in and did a hell of a job. He was very quiet. He missed some parts and he ran to Home Depot, got stuff, and took care of business. Those were honest people. A lot of the other companies are a bunch of crooks.
All in all, American Home Shield is awesome. But their contractors are a piece of crap that come around. The other thing is when I renewed, American Hoome Shield never wants to give me a discount so I just let the contract run out and I start a new account all over again so I can get the deal and the discount, which is a shame. An existing customer should get it cheaper than anybody.

I sent in a claim when I had a bad connection in the fuse box that was causing an issue with the main AC unit. The claims process was easy. I got an email saying, "You have been assigned to a certain vendor. And they'll be in contact with you in the next 24 or 48 hours." The vendor was very professional and excellent. He went into the box and then showed me how every time he pushed in the circuit thing, it was clicking. He said, "It shouldn't be doing this." The next day the electrician came out. He went through the same box, and he said, "Oh, yeah. It's loose." Then he popped it back in and that was it.
When my AC went out in the house, I had my grandbaby here and it was hot as hell. Then American Home Shield told me they couldn't fix my AC unit or that I had to get Freon. The Freon was $99 a pound. By the time they charged me for all of that, I just wanted to get a new unit. So I got a new unit. But American Home Shield's people did nothing. They did tell me, "Okay. We'll fix this part. And that's it.” But that wasn't gonna fix my situation. I went back and forth with them. They never came back and said, "Okay. Yeah, well, we're gonna give you this money for this part." I kept calling back and forth at least 20 times. I kept getting all these foreigners to talk to. I never got any results. So I gave up on that. Every technician that came out here told me that I needed to get a new unit. I spent 10,000 for a new unit. But they didn't want to give me $500 for some part.
When the microwave kept sparking, the tech came out, looked at it and said, "Okay. Yeah. It needs to be replaced." But American Home Shield said it was because I mismanaged the upkeep of my microwave. What? How do you mismanage a microwave? When the tech came to my house, my microwave was clean as crap. So I didn't know what they were talking about. But that's what American Home Shield does. Even the technicians told me they are all about the money. They ain't trying to fix anything. They're gonna fix the least they could possibly fix. I don't like American Home Shield. All these foreigners that they got working for them don't work because they're reading a script. It complicates the situation because they have no understanding of what you've asked. I'm sick and tired of these folks telling me, "I'm gonna follow up with you," and nobody ever follows up.
I certainly hate to hear that you have received less than satisfactory service & I apologize for the inconvenience. Thanks for sharing your feedback. Have a great week.

For my recent claim with AHS, one of the faucets had very low pressure. The tech went out and got a part. He came back and then he put the part in. It works now. He was professional but he was very shabbily dressed. With one of the claims that I had, they said, “This is not part of what we do.” I didn’t agree with that assessment. They advertise that they would take care of everything, and they came out, they said no, they won't do it. After I tried then to quit their service, they refunded my $100 for that issue. I have this peace of mind that if anything breaks, I can call AHS. But I always have the thing in the back of my mind that they're gonna come out and say, “This is not part of the deal.”

The first time A&E came to our home for the over-the-range microwave, we had gone to Florida. My neighbor had come over and let the technician in. They said everything was fine. They came and replaced the part. When we came back from our vacation and we went to go put a cup of water in the microwave to boil for tea, and I had it in there for three minutes, which would have been sufficient to get boiling water, pulled this cup out and it's lukewarm. We tried a couple of other settings. Whatever was worked on the first time they came out created another problem. So, we had to have them come back a second time.
The second time, we had to wait for more parts to come in. Then the parts came in, one worked, but the other one didn't. It wouldn’t turn the computer on. Then they decided they were gonna get a replacement. We've had other times we’ve used American Home Shield and we've had no problems with the techs that came out. The motherboard of our dryer went out. AHS replaced it. I also had issues with the AC unit and then we had a contractor come out. Our fan had gone out and the contractor was really pushy about trying to sell us a whole AC unit. It was ten grand. He told American Home Shield that my AC unit was not big enough for the square footage of my home, which didn't make sense because that's the AC unit that came with the home when we bought the home. My husband and I went out and paid somebody out of pocket to have it fixed.
I also had scheduled maintenance recently. While the techs were checking it, they found that one of the lines was getting frozen. They had checked everything and they said, “Everything else looks good.” But they couldn't check the Freon that day because that little line was getting frozen. So they decided to leave it all for a little bit. They came out the next day. They checked the readings to see the Freon level and they said that it was low. They told me to go ahead and call American Home Shield and do the service request, and they could come out and fill it up. They did so and I haven't had any issues with my AC since.

American Home Shield has leveled out our costs. The coverages that we get pretty much meet and cover where they are going to be the most failures in the house. Our regular home insurance covers other things but it certainly didn't cover appliances, pipe work, gas, water heaters, and that sort of thing. We have a number of investment properties that we're covering with American Home Shield. Our house in Owasso is a big one with a pool. That became a rental when we move back to Northern Virginia. We also covered our house there. When we sold that house, we moved here and we had the house covered too. it.
There was a property in Broken Arrow that I sold. During the inspection of the home by the would-be buyer, they identified a problem with an auxiliary pump. Splash Pool Service was initially called out for that and they fixed the auxiliary pump. They claimed that the starter button for the pump wasn't working. They said they couldn't start the pump to test out their repair of the pump. That got referred to American Home Shield by Splash Pool Service. 3h Electric then came out to the house and they found the starter button and started it without a problem. I talked to the tech over the phone and he responded quickly. He went out and did what he was supposed to do. Splash Pool Service has normally been pretty good. They've done some other work on that property. Maybe for some reason, the starter was disabled that day because somebody was working elsewhere in the house and opened the breaker.
I worked with other electrical contractors through American Home Shield and they've been okay too. I haven't found a contractor that I didn't like. There had been an occasion over the years where sometimes the plumbers were overwhelmed. After so many days, I would call back to the call center and ask when they are gonna get somebody out there. For the most part, people get there. They can be set up on their appointments at the same rate that any other high demand vendor can be.
There was a case where I elected a buyout because the process was very slow to get a hot water heater replaced. I wound up losing money in that deal because American Home Shield had far more purchasing power to buy a hot water heater than I did. But I was in a situation in my house and I could not get a plumber out there fast enough. I wound up taking the subtle option, got my own heater, and found a contractor to put it in for me. That was one exception over the services of having contracts since 2013 where I had to do that.
Sometimes also the system causes a repair to just repair the items that are broken. It fails to recognize that if you have a main air conditioning compressor and it's 20 years old, doing a band aid by replacing one component just may mean that there'll be a second and a third service call ultimately. This happened at my property last summer when it came to the replacement of a condenser. For about two and a half months, my tenant there didn't have air conditioning and it was horrible. The team in the Philippines just sits there and reads scripts. This comment of mine has fallen on deaf ears.
When a technician arrives and you have label plates that are from 20 years ago and the typical service life of an item is 10 years, it is faster and better to just cut your losses, go in, and replace the whole unit, not trying to repair the coil or this or that little part. What happened was they went in and they wound up having to put in a new Freon. But I'm only going to pay the Freon bill once because it was a recall. Freon is $85 a pound. If AHS wants to try to lower their costs and increase their satisfaction, there's gotta be a recognition that when something is well past its service life, to cut the losses and replace the whole item.

It's gonna be pricey so I'm putting it off a little bit.
Overall, AHS has been pretty good except for our HVAC. Every time we put in something for that, because the access to our attic is really small, none of the AC companies would go up there and do anything with it. AHS was saying that it's their company policy that if there isn't a ladder installed for attic access, the techs will not go up there. That has been annoying. Last year, we had a fuse blow on the heater for our house in the middle of winter. We had to find a handyman who would climb up there.

It's a hit or miss with the vendors with American Home Shield. Sometimes you get good ones and sometimes you don't. Jireh Electric came out when I had an issue with my heater. They said we needed a replacement and gave me a quote for the replacement. What I didn't understand was why the out of pocket was so high. American Home Shield barely covered anything. They said they only covered for the purchase of the new tank so my out of pocket cost was about $3,000. It doesn't cost that much but because I was working through the American Home Shield, that was what I had to deal with. I wish that they'd use good vendors who are not so overpriced. In my other house, the water heater had gone out, but I didn't pay $1,000.
It took a while before the heater got fixed because it was back and forth. I was trying to get the company to kind of reduce the price or American Home Shield to cover more, but I couldn't get any of that. I called them a couple of times, and some of their representatives weren't that helpful. It's take it or leave it kind of attitude. I wasn't happy with it.

We worked with American Home Shield for a year and a half making the initial request for a refrigerator repair. They sent Appliance Wizard and they were a very good company to work with. They investigated the problem and replaced a part. But through the course of a year and a half, the problem was still not resolved. Appliance Wizard came back five times to investigate the problem and order a part. Eventually, they had replaced everything that could be replaced and the refrigerator was still having the same issue. With that, AHS offered to replace the refrigerator. They gave us three options. They would either replace it with a like model for zero out of pocket or we could get a Lowe's gift card for what they put as the value of a replacement refrigerator or we could go and purchase a replacement refrigerator and send them the receipt for reimbursement up to a certain amount of money.
But it became frustrating we had to go through all of those hoops in order to get the appliance replaced.. It was apparent that the refrigerator was not gonna get repaired but they would not consider it unrepairable until they have exhausted every part that could be replaced. It was an arduous process, but AHS was always very easy to work with and it was a very positive experience.

When our refrigerator was dripping water out of the freezer area, J & A Appliance came out timely. The tech explained that the drain for the water line in the back of the freezer unit was clogged, so there was water coming down into the bottom of the freezer, freezing up. When it would do its defrost cycle, it would melt and we'd get water on our floor. He cleared the ice out and fixed the problem with the drain valve.
We're dealing with American Home Shield right now because our water heater is going out. Our home has reached the age. It was built in 2007, so we're on the downhill side to the 20-year mark. Some of our older appliances are starting to go on us, but it's nice to have American Home Shield. We pay the $100 deductible and we know that there's going to be somebody coming out to take a look. The issue that we're gonna have with the water heater is that we're gonna be paying about $1,300 out of pocket for additional parts and labor. But again, they're covering the cost of the new water heater. They're sticking to their guns and abiding by the policies.
The only concern I have about American Home Shield is some of the contractors that they bid out to don't have very good reviews. J & A Appliance was fine. I did a little looking on them. But some of their plumbing contractors, at least that we've had experience with, have iffy reviews. We had the water heater do some sketchy stuff a year or two ago and they sent a guy out. He opened it up and said, "It's old and dirty, but there's nothing wrong with it," and he left. A year or two later, we're having similar problems and at least we've got a tech this time that identified the problem and is saying it needs to be replaced.
For the company that's doing our water heater, I'm willing to work with them because they're the ones who are contracted with American Home Shield, but they have an F on the Better Business Bureau website. American Home Shield is doing the very capitalist thing of going with the lowest bidder. If they wanted to instill some comfort into their customers, I would like to see them go with contractors that have better reviews. Other than that, when it comes to an appliance breaking down on us, American Home Shield has been consistent with covering the replacement cost of the appliance. We had a garbage disposal go out and they replaced it. There was no cost to us other than a $100 deductible.

The first contractor that American Home Shield sent didn't have the experience to fix the problem that we had with our refrigerator. So, they had to get another contractor. We had to have everything in coolers for two weeks. We added another week because the other contractor who looked at it before couldn't order the part. It's fixed now but that was a long time and we had extra people here. When the contractor came, they didn't take the parts. Our refrigerator went out in November and they had big boxes that we had to get rid of ourselves and the old parts. I'd like it if the contractor would take their stuff with them but that's probably nothing to do with AHS. I like that they tell us what the status is and they're good about that. When they're gonna do something, they usually do it on time. Our daughter-in-law is gonna get AHS for sure when they get their house. I'm happy with it.

I had three claims that were very close together. There was the air conditioner that it took five trips for them to fix. There was the refrigerator that took two trips for them. Then there was the dishwasher that took one trip. The people that installed the AC did not fix the electrical properly, and it would not turn on. It turned out that they did not bind their wires. But American Home Shield would not pay all of it. They covered part of the replacement. But the whole reason I have American Home Shield is for them to not have me have these major expenses. I'm on a fixed income, and this was unexpected. I had to put out about $8,000. I do not plan to go back with American Home Shield. I am very disappointed.

AHS is quick to respond. Recently, Sears came out for the dishwasher. It ended up being the garbage disposal. The connection through all of it was messing both up. I was impressed with the repairman because he gave me some education on how to maintain the garbage disposal and things that I could do to help out so it doesn't get back clogging like it was.

I had an initial company come out to look at the AC unit. I wanted a second opinion so Bennett Air came out, but there was a back and forth. American Home Shield was saying that their phone didn't work. They weren't following back up to give me the results of the second opinion. I continued to call American Home Shield. At the end of the day, they both gave me the runaround. It's been weeks without proper heat or air. It has been so long and I have to try to keep up the follow up. I have two units. I'm using the downstairs to try to warm up the upstairs, and the bills become higher. The guy that came out told us to use the emergency heat until they fix it and I should get a follow-up soon. I called Bennett Air several times, and one is blaming it on the other one.
I called yesterday and asked what was the next step. They said I should receive a call within 24 hours. There were two different people I spoke with at American Home Shield, and they both left messages with Bennett Air, but they haven't called me yet. I told them yesterday if it doesn’t get resolved, I'll cancel American Home Shield because at this point, it’s not helpful that I pay every month. The technicians are very pleasant and follow proper protocol but nothing is resolved.
I don't think that American Home Shield cares too much about their loyal customers who've been with them for a while. The people that answer the phones for them could be honest. When I called originally and told them I needed them to check both units, they said I could only have one checked. But I heard from another person that I could put multiple units on one ticket, on one fee. Everyone could be knowledgeable of their guidelines so they wouldn't just be trying to make money off consumers. Whatever their rules or guidelines are, they should make sure everyone knows it across the board so the consumer can get more done at one time versus going back and forth.

My Viking refrigerator stopped cooling, the freezer and refrigerator part. I called AHS and placed service request. They assigned it to someone, but the person never showed up. I called again, after couple of days and they assigned to central appliances of NJ. The person showed up and said that the fan is not working. He ordered a new one. After a week I got the part, and after making several efforts on my own, I was able to contact him. He came and changed. Asked me to watch for 24 hrs. The refrigerator got worse, the temperature in freezer was 42F when it was supposed to be <10F.
After several attempts, He came again, replaced the OLD fan and put some freon. The problem persists, I spoke to him and he said that, there may be a leak and he will do a leak test, and will come last week Friday. He never showed up. My off was wasted. He doesn't pick phone, doesn’t respond to voicemails. I reached out to AHS, they did not give me an answer, but “we are escalating the matter”. The AHS supervisor called me on 4 days ago and said that they were able to reach out to him and he will come back on Friday. He didn’t show up, another dayoff wasted.
I called AHS again today, and they said he will now come on Monday! He hasn’t scheduled any time with me. Both AHS and vendor have been playing games for over a month. Every time I call AHS they say, they have escalated the matter and there will be a resolution. And then I received an email from AHS that my service request is successfully completed!! And when I called them they say, they are trying to reach the vendor! I will not recommend AHS to anyone, my worst experience. I gave them the benefit of doubt last year, when they could not fix my appliance. But this is waste of money and time. The vendor is central appliance LLC from NJ.
I certainly hate to hear that you have received less than satisfactory service & I apologize for the inconvenience. Thanks for sharing your feedback. Have a great week.

I've already canceled American Home Shield. I know some other people that are older than me that are getting ready to cancel their plans, too. I had a lot of bad experiences. The customer service was excellent. It was just sometimes, when they would send people out, they were not professional. I had an issue with the refrigerator. The first three contractors came back three times, and they felt that they could fix it, and then the third time, they said they couldn't. They sent about four more people out before they got it that the refrigerator could not be fixed, and that was unacceptable. When my water heater went out, I was without hot water for almost two months until it got rectified. I didn't think I would have to go through all of that with the home warranty that I'm paying every month, and then I had to pay for somebody to come out and look at it. It was too much.
I stayed with them for a long time. I'm just thinking, “Well, there was no other options out there. All the money I spent, I could have put that in the bank somewhere, and if a repair needed to be done, and paid it from an account that I was paying them $80, and then they get a letter saying, 'Oh, we're going up. And then your home visits now will be $100.' Oh, they done lost their mind.” I already told them that I was struggling and I was on a fixed income. When senior citizens and elderly say they can't afford certain things, they can't. We're living paycheck to paycheck.
It was difficult because I had to make several calls, but when I finally got to the last person and she asked, I said, “I done went through this several times with seven different customers. You're asking me the same thing that they asked me. They kept saying that they can lower the rate. Why would you want to lower the rate when you’re just going up on the rate? That's frustrating in itself.” She said, “Well, hold on. Let me do this.” I was on hold for 10 minutes. Then, she said, “Okay. Now I'm canceling. There’s gonna be a fee to cancel and all this and that. And I'll send you an email.” I didn't know I was on an actual contract. I was thinking whenever I wanted to quit, I can just quit.

American Home Shield is fabulous. We had it in Boston when we lived there five years ago, and I loved it, so I decided to do it again here. I liked it better in Boston, because there were more contractors to choose from, and people tended to have quicker appointments. The economics are different out here than in a big city. The contractors here are very friendly and they seem to do a good job, but it takes about a week for someone to come. In Boston, the contractors would be like, "Hey, I'll be there tomorrow," which was awesome.
Recently, Sears did my dryer and my stove at about the same time. With the stove, we had a broken knob and a broken starter, so it wouldn't light. The repair guy was incredibly friendly and fixed the problem quickly. We were very happy. With the dryer though, we have an ongoing problem, so it's been a little frustrating. The guy did a good job cleaning. We paid extra for the cleaning service, and we will be replacing the dryer hose. It seems to be getting clogged every few months, so we'll end up having to do the same thing again. The guy said it's a sensor that's very sensitive. As soon as there's a clog in the line, the sensor goes and when it does, unfortunately, the dryer doesn't heat. So we have to override it by pulling it out and hitting a reset button, which is annoying, but we gotta do what we gotta do sometimes.
American Home Shield gives us peace of mind knowing that if something goes, we're not just on our own. We had a fairly big claim when we were in Boston, and it was when the twins were three months old. The peace of mind knowing that they're there is incredible. Also, the people that came out were super friendly. They saw that we had a one-year-old and newborns, and they said, "We're gonna take care of this for you." It was great. The claim was for a plumbing issue and something sewer related that wasn't covered under my homeowner's insurance. The company said, "Yup, we're just gonna replace this," and they did.

We've had the home warranty for more than 10 years now. Once you've done the claim once or twice, the American Home Shield website is very easy to use. I did a claim online when the burners of our stove were not heating and we found out that the connection was shortcircuited. I got a text message and an email stating what it would be, that there would be a charge, and that the contractor would contact us within 24 hours. They reached out to me over the weekend. The technicians were prepared when they got there. They were professional and they diagnosed the problem quickly. They had the repair parts with them, which was good because they had asked about the make and model ahead of time. I told them what the problem was so they knew what to have. I still could not cook as well as I could. But the stove is working great. I appreciate American Home Shield getting somebody to come out and fix that. I've been satisfied with everybody, so far.

For the most part, everything's been fine with AHS. There was some terrible service with the furnace but eventually, that got replaced. Recently, there was a leak, and we thought it was in the ceiling pipes, and it wasn't. It was the shower above. The tech checked where it was and he had to cut in the ceiling. Other than that, they were done very quickly. They were very good. Sometimes, it's very hard to get a claim put in even though you can do it online, because sometimes you have to talk to a person, and talking to a person is one of the most painful things in the world to do. You have to wait a long time to get service. Many of the contractors that are on the approved list aren't very good so they end up coming back several times. Even though you may have waited a week or so to get service, they have to come back. Sometimes their work doesn't last two, three, four months, and you end up paying the co-pay again because you can only do a repeat call within 30 days. My washing machine was a terrible one to resolve. I didn't think the technicians were very experienced. AHS needs better contractors. Also, the premium is too high for the services provided. They increased the premium significantly this year without notice.

I waited for a week and a half for them to coordinate schedules with me. I got on the app and found the second person was supposed to give me a second opinion about the dishwasher.
The last person who came out was amazing. He was fast. He worked around my schedule. He called me to verify if someone was at home. My husband was. He let him in, he fixed it. He even told us what to clean the dishwasher out with. He recommended some good products. He did his job, did it fast and in a timely manner, and I was pleased. I came home, my dishwasher was fixed. It was cleaned. It has not worked like that since I bought my home.
