I like keeping American Home Shield for a sense of security. When my garbage disposal was leaking, I put in a claim. AHS sent someone out. And AHS replaced the garbage disposal. The tech was polite, professional, and friendly.
We appreciate the fantastic review and are glad we could be of service. If you have any further needs or questions, please reach out to us again.

The ice maker wasn't working. I called someone from American Home Shield. It wasn't difficult to contact a representative. They told me to expect a call from the company that they would dispatch. They called me. They introduced themselves and asked what was wrong with the refrigerator, and I explained to them. They assessed it. Then they didn’t have the part. I had to wait a couple of days before the part was delivered, and the tech came back out to fix it. They tried to conduct themselves in a professional manner. Overall, American Home Shield is prompt. You call them any time and they answer. They're a very professional group of people, and they stick to what they say they will do.
Goldbourne,
On behalf of American Home Shield, I would like to thank you for using us for refrigerator, your feedback is appreciated. We'll be here when you need us.

American Home Shield would replace parts that are broken and try and fix it. And if they couldn't, they would give me something to replace it. The freezer was working, the refrigerator wasn't. The fan that circulates the air to the refrigerator froze. And there was another fan that needed to be replaced. The technician that was here got the one that was frozen thawed out, so it started working. And he replaced the other one, and now it's working. The technician didn't have all the parts needed to fix the refrigerator, but he got it fixed because he was good. He was very nice and knowledgeable.
We appreciate the fantastic review and are glad we could be of service. If you have any further needs or questions, please reach out to us again.

I've experienced both very positive things and some very negative things from American Home Shield. Most of the time, you can relay your concerns and information to them, and they'll schedule a service technician to come out and make the repair. On occasion, when things don't go as planned, it can become very problematic, because a lot of their representatives do not speak English as a first language. You're dealing with something that you're getting pat responses that they probably have in front of them. As opposed to when you ask a question, you get an answer. You ask a question and you're getting a pat response that really doesn't apply to what you're saying to them. It kind of beats around the bush. It makes it very difficult sometimes to relay your concerns to the individual.
My air conditioner was working fine but I called American Home Shield because my plan came with one free pre-season service. The gentleman came out, and he was eight hours late. Then when he came in, he reeked of alcohol. I had some electronics and furniture still in the garage because we had just moved into this house. He attempted to purchase these items from me, implying that he would take care of my problem if I gave him these items that were in the garage. He had indicated that he had a girlfriend that needed certain things for her apartment.
After I was firmly convinced that he was intoxicated, I asked him to leave. American Home Shield kind of swept it under the rug and they forced me back to the same contractor. But I got a different service technician at this point. They're supposed to be back here today to do some repairs on the air conditioning system. The whole air conditioning thing has been going on for about four weeks. Things kept falling through the cracks, and apparently, service orders and requests got lost.
I've bought and sold a number of different homes along the way in Florida, and I've always had American Home Shield. They've always been very good. I've always just called them, they sent somebody out, you pay the service call fee, and they fix it. But more recently, I've discovered that the quality of the technicians that they're using has gone down significantly in some cases. You can't always trust that you're gonna get a great technician, and he's gonna show up at any sort of timely action.
Thank you for sharing your feedback Stacy. I'd like to apologize for not meeting your expectations. Please know that our team will be using your feedback to prevent this from happening again in the future.
Sincerely,Stacy

I have been enrolled in the Platinum plan for 2-3 years now. Went to schedule an HVAC tune-up as one is included annually in my plan. Was told that this is only available during promotional periods and that the period is ended. Have been given different dates on when it ends, 5/17 on the phone and 5/7 via social media. When I asked where these dates are posted, I was told they are only shared via promotional emails at the beginning and end of the periods, which I was never told when signing up and have not received, despite the fact that I receive marketing emails and newsletters.
No one can tell me WHY I didn't receive these emails to make sure I get them in the future, but everyone has told me to watch for them in the fall when the fall promotion begins. Additionally, my renewal contract came in. Despite only one service call in the last two years, my monthly price is increasing by almost 25% AND my service fee is increasing $25 per request.
I'm so sorry for the problems you've been experiencing. Please reach out to us at consumeraffairs@ahs.com so we can discuss further.

AHS contacted me and did in fact make this right by issuing me a reimbursement check for the out of pocket expenses that should have always been covered by my home warranty (or fixed by their contractor). Thank you.
Original Review: May 30, 2023
I was frauded/crooked out of $1468.00 by American Home Shield because they (AHS) decided to pay/sign off on a claim to a contractor (Platinum Repair Inc) who did NO WORK and replaced NO parts on my AC unit. Then American Home Shield said "they fixed it" and would not reimburse me for the cost I spent out of pocket to ACTUALLY get the problem fixed after a week. AHS REFUSES to allow me to file a grievance or look at my proof. Here is a chronicle of what happened to me, complete with proof, pictures, audio recordings and a timeline of events: **. I WANT A REIMBURSEMENT as I am filing w/ the California Department of Insurance AND the BBB!
Your review is concerning to me, and I'd like to know more about it. Please contact me at the email sent to you. so I can investigate this further.

American Home Shield is a good investment to protect expensive equipment and take care of minor things at home. It's easy to file a claim with them. You go to your account and tell them what the problem is. Next thing you know, in hour or in the same day, somebody contacts you to put you with the vendors which they have authorized. Then the vendors come and do it. They take care of your things. The only thing is sometimes it can take a little longer based on where you live and if the person who's going to come and do the repair is available or not. The last time, it took them three days before they showed up. The one who did our refrigerator was exceptionally good. He was very courteous and caring. He came in with shoe covers. He also cleaned up once the work was done and explained what was done. We liked him. My previous experience last year wasn't that great though because the guy wasn't able to fix the problem. It lingered on.
Thank you for recommending us in your review! We're glad to help protect, what you don't expect.

I schedule appointments but no one would follow up. I told American Home Shield many times when we get calls, a lot of them are spam. I started not to answer their call because their number didn’t come up in my system with blocked calls. And they would charge me for a service that was a part of the package that I have. So, it seemed they're a scam. Once my year is up, I know I wouldn't continue with them.

Submitting a claim to American Home Shield is not a problem. The problem is the people they send out. They send out people that really don't know what they're doing. So, a lot of times, I've had to get two sets of people to come out and fix things. It took me four months to get a dryer replaced, and I got fed up with it, so that’s why I switched. I was with them for 19 years. It got progressively worse.

American Home Shield is not the best. But when you're in an emergency, like if your plumbing goes out, they have someone come in within 24 hours. They check and fix it. Out of 10 times that I needed them, they were able to help 6 times. They used to be better. Their services have slowly declined like everything after the pandemic. One of the most recent claims I've done was the vent in my dryer that was stuck. They sent someone to look at it. He did a great job. The only thing with that is, it's $75 a month and $100 now to have someone come out. That's a little expensive because it was just the vent was stuck.
I don't know if I got a good deal or not. Whatever goes wrong with your appliance, they come and try to fix it. But they don't always fix things like the claim before that was a ceiling fan. They told me it was because the ceiling fan wasn't anchored correctly. The guy that went and looked at it said it was not anchored up to the ceiling, that it needed a steel bar anchor. I told him I'd never heard of that. I said, "It was put in when we built the house. It was up to code then. Why is it not up to code now? They said, "It's not, and we're not gonna touch it." American Home Shield said they couldn't cover it but I still had to pay the $100 for them to come out plus $75 every month. They were gonna give me $50 to find a new fan. I told them, "Where do you find a $50 fan for a bedroom? What kind of fan am I gonna get?" I already have the fan here that I paid $250 for. They just needed to install it but the guy wouldn't touch it.
I hired someone from outside, and he came and looked at it. I asked, "Can you put a steel bar in there for me and put in the fan?" He said there was no reason for it. It was anchored to the 2x4s that were already reinforced in there. But he did, and I had to pay $250 for that installation, plus the $250 for the fan. That was $500 for a fan. Although the coverage says it covers it, it doesn't. They'll come, look at it, and find an excuse not to replace it. I had to wait a week and a half to get the lint thing for my dryer. The repairman came back and replaced it, but I could have gotten it on the internet cheaper.
They came out and tried to fix the air conditioning at one time. The first guy that came out said it was the motor and if I wanted it replaced, it was $1,600. I asked, "Did you ask American Home Shield to replace the motor?" He said, "I'm not doing nothing to your house. You can find somebody else." American Home Shield had to find somebody else. He came and told us it was not the motor. Whatever the air conditioning was sitting on, it got water down there. It was shaking because the water kept bubbling up in there. He said, "If I put 4x4 so that it stands up and it's not hitting the water, you won't hear that anymore. That's all it is." We would have spent who knows how much out of pocket to have the motor.

I used American Home Shield for my microwave and stove. I also replaced my refrigerator. But it started the same problem. I called and AHS wanted another 100. So, I figured I could replace it. The service was great. A contractor came out and replaced it. And I'm enjoying my new appliances. If something broke, I could call and AHS wastes no time with getting a technician out. And the replacement of the appliances don't take long. The technician is sent back out.

It's always been pleasant with the reps at American Home Shield. I recently had a washer that was leaking. A technician came out and said it could not be fixed. American Home Shield did a replacement. I haven't replaced it as of yet, but they gave me the credit to replace it when I'm ready. I have two properties on American Home Shield and I had someone come out to the other property for an electrical claim. He was a great guy. He was very knowledgeable about things other than electricity. I will continue to American Home Shield. As long as they do what they say they'll do, I don't have a problem. Most of my family members have homes and I tell them right away, especially those with older homes, that they should invest in American Home Shield. It's worth it.

The claim with the plumbing was good but my recent claim is ongoing. I have a dishwasher and every time somebody comes out to fix it, it stops working again within a couple of weeks. I've kept asking them to replace it, but they haven't done it yet. American Home Shield keeps saying that the person that comes out to fix it has to recommend it, but they're saying that American Home Shield has to do it. I had a water leak in one of my bathrooms back in January and American Home Shield sent someone right away. It took only 24 hours to start working on my bathroom. Someone showed up and fixed the problem so I was happy with that. Last month, my AC unit was giving me a hard time and AHS sent a technician in less than 24 hours. I love it. It was fast and I was so surprised. The technicians were professional. They brought some equipment and it was a little bit loud and they said they could try to get another system that would not be so loud but it was fine. It didn’t bother me. The techs were always asking questions and would always communicate on what was the next step, what they would need to do and that someone else was gonna be here to check the equipment.

When I got my AC fixed, they were real quick to send somebody out. They gave me the company's name that's coming out and around what time they should be calling me. The tech was very professional and he told me he'll handle everything. He looked at the thermostat, turned it on and felt the air. He said the system wasn't blowing out cold air. He went outside and found that there was a crack in the hose to hold the Freon. He took a picture of it on his phone and showed me. He asked me if I wanted to proceed with the work and told me how much it'll cost before he started. He welded the hose and put Freon back in. He then showed me that it was now blowing out cold air. The work was covered by the home warranty but not the Freon that got put in.
I've been protected by AHS for the past four years. There are a lot of things that the homeowner's warranty doesn't cover like the water heater, refrigerator and other stuff. AHS helps cover that. It's affordable and they have multiple plans you can get.

I put in a claim for the refrigerator and the stovetop. The tech looked at the refrigerator and ordered things that needed to be replaced. But that took from April the 22nd through May the 10th. All my food perished that was in the fridge that I couldn't get out. I had an appointment five days after the first guy came but they cancelled it. It was ridiculous. AHS did not care and they weren't interested. The rep told me that they do not replaced perished food.
For the stovetop, AHS offered me a gift card to replace it and that was the best part. But the refrigerator is hard. If AHS is on a supply service, they should be 100% in supplying the service. Also, you cannot call direct. You have to go through hoops to get a hold of a person. You have to talk to someone that's overseas that's not even American. They don't understand what I'm trying to say.
Thanks for bringing this issue to our attention. Please know that I'd like to look into this further. Send your contact info to DM/email and I'll be back in touch with you soon.

AHS gets ahold of the worker and they come out within two days. I had a microwave issue and the tech made three trips on it. It ended up no good and I got a new unit. I recommend the techs to anybody. AHS is well worth the money 'cause when something goes, they're gonna pay out the price. The only thing I don't really agree with is if you do a cash-out, they give the equivalent of, but it was a KitchenAid. I wanted a GE Profile and I had access to one but not through Lowe's. AHS has something with Lowe's and that's where you have to go. Instead of giving you an e-card for Lowe's I got they ought to shoot you a card with the amount on it so you could spend it wherever you want. I got my GE Profile somewhere else and that was money out of my pocket.

I had a refrigerator that went out. The techs came four times and replaced every board in it except the last board. The manufacturer no longer made that board so they told me I could either get it rebuilt or I could cash. I hesitated and then they said I waited too long. My wife's going into chemo and I couldn't go back to the lake house. The rep said I only have 30 days to do the claim but it wasn't convenient for me. He also said that if they rebuild, it's only a 90% chance that the board would work. He also said they would give me $276. I said, "Like that can cover anything but tax, maybe." So I have not done anything on it.
I also had a claim for an expensive dishwasher. They contractor True Vines did an excellent job. The tech was very pleasant and professional but I got the impression he wasn't familiar with the KitchenAid dishwasher. He looked on the internet a lot and called a lot of people to troubleshoot it. In the end, he replaced the motherboard. I said, "Well, it's doing the same thing." He says, "Okay. The only other board that's in there is the main control board." So a week later, he bought me a new control board, and, of course, it worked fine. The first time, they didn't test the dishwasher. But the second time, the tech stayed around to make sure it functioned. That was a positive experience.
AHS's website really limits you. You should be able to explain your problem but they don't give you that option. It would be beneficial if they give me room to write a description of what's going on with my appliance. They've given the option to do a FaceTime or shoot a video of the issue, but I've never taken advantage of that. Other than that, they're quick about getting people out. Do AHS. They've been the most consistent at doing things. I've been very pleased with them, especially when it comes to the air conditioners.

On my recent claim with American Home Shield for a water heater issue, a technician out within a day or two. It was very timely. Overall, the technicians have been fantastic and knowledgeable. They were timely. They were nice people, which means a lot to me. It's been interesting that AHS has people who live out of the country handling customer service. My bill is usually due on the 3rd, but because I got a new water heater, I just had to kind of shuffle some money. I didn't know if I was gonna have enough. So, I asked them to switch my billing from the 3rd to the 5th when I got paid. One of the reps said, "Okay." I got her name and I thought, "Okay. We're taken care of." That didn't happen, but they rectified it pretty timely and in my opinion, impressively.
I called, and the rep that I talked to said, "Oh, no. We're not allowed to change the dates of your payment.” I said, "Well, this representative said this." I provided the name, the employee number and all that good stuff. She said, "Okay. Well, we're not supposed to" but she called about it. The first person I spoke with had a heavy accent. The second person I talked to didn't. I kind of got frustrated about the whole thing, and she remained calm and very professional. I was super impressed. The way that they rectified this is I had to pay $100 service fee for my water heater and they reversed that charge because they said I have been a customer for many years. Within about 48 hours, the refund was in my bank and I was happy.

I sent in a claim for a light switch that failed. The contractor came out and fixed it in 15 minutes. They were great. This particular contractor has been out here before. The tech was polite and very professional. I appreciated that he did not try to engage me in extraneous conversation. He was personable, but not overly. He was good at what he did. The light switch is repaired.
When I had an issue with the sink in my master bathroom, I made a phone call to American Home Shield and I explained to the representative first and foremost that I wanted to find out if the issue I was having was covered under my plan. I'm redoing my office and I couldn't get my hands on my contract. I explained what the problem was. It's the original sink from 1989. It had developed a spot that had over time rusted through and there was a hole in it. So I couldn't use that sink. The rep put me on hold and checked if it was covered. When she came back, she said, "Yes, it is a covered benefit to have that repaired." I was elated because I knew it wasn't cheap to replace the sink. While I was on the phone, they took my $75 service fee and charged it to my credit card.
Heros Plumbing came out and the tech took a look at it and he said, "Are you sure this is covered?" I said, "Yes, because that's the first question I asked." They went back out to their truck and called American Home Shield to get the authorization number so they could do the work. He came back in and said he was told by American Home Shield that it was not covered. So he proceeded to tell me how much it would cost me to have them replace that sink. Then he left.
I immediately called American Home Shield and I told the rep what had happened, and I said, "So tell me, is it or is it not a covered benefit? And if it is not a covered benefit, then I am requesting at this point in time that you refund to my credit card the $75 fee because the only reason that that was paid was because my first question was answered.” She put me on hold and then came back and told me, "Yes, it is." I did not say anything about a plumbing leak. I said, “There is a hole in my sink,” and I described it to her. So I am still waiting. She said it would take by the end of the week, and that was two and a half weeks ago. I still don't see it credited to that credit card yet. So I have to call them now and fight with them for that $75 fee.

The washing machine gear that rotates the drum snapped and so it didn't turn it anymore. I applied for the claim on the internet through American Home Shield's website and then talked to the contractor via phone. The contractor called me and I told them what it was. One wanted a picture of the whatever, and they said, "Hey, I know exactly what it is." They got the part. They called and said, "Hey, we have a spot open to come in." It took about three minutes to fix. I also had a refrigerator claim and it went very well too. The only thing is that getting ahold of somebody from American Home Shield on the phone is absolutely 100% unsatisfactory. But once you do the claim on the internet, it's instantaneous and fantastic.

American Home Shield is very professional and the customer service is great. They give us great service. We've had a couple of instances where we had to wait too long or we didn't like the guy that came out, and so we just tell them, “No. We don't want them again.” Other than that, it's been no problem. When the thing that holds the toilet on to the concrete had broken, the contractor, Miller & Humphrey, had to come replace that whole little thing in there. They had to chop it out. It was quite a bit of work. But they did a great job. Miller & Humphrey comes here for all of our plumbing problems with American Home Shield. They always do an excellent job and they're fast getting out.

The lights were flickering and we didn't know if it was some kind of electrical connection. We went online and submitted a claim with AHS. Their website was pretty user-friendly and it narrows down your issue. You click on the problem, then you click on the next thing, pay your fee, and they assign somebody to your issue. We had a refrigerator problem once and we had videotaped it and sent that in. Most of the time, the contractors they send out do a good job and sometimes, they are not so good. There's been complaints about American Home Shield not paying them but it was worse last year. This year, it’s has been good as far as the contractors. But I don't know who they're going to get to contract my claim until they assign it and they call me. I would recommend AHS. It's a pretty reputable company and it's not perfect but it's better to have something like that than to not have one.

When I had a problem with the pool pump, the person that American Home Shield sent over did a good job and got everything working in a short period of time. So as far as that particular incident, everything was great. But I had one incident a few years back that was a complete disaster. I set up an appointment but it wasn't met and Home Shield didn't seem to have any record of it. It was a real merry-go-round. Even though I had a call-in number for the work order, nobody could find it. But that was the only incident of its kind that ever happened.
I had one instance when American Home Shield eventually had to replace an air conditioner. But the initial guy that came in wanted to put everything in the attic, and things weren't in the attic. They were in an upstairs closet. He said he couldn't it. I asked him why and he said, "Well, the equipment is too big. The new equipment is too big for the space." I asked him, "Can't you cut the air duct that's used in this thing?" He said, "No, we can't do that. We've got to put it in the attic." I said, "Does that mean that every couple of months when I replace the filter, I've got to crawl up into the attic to do it?" Then he said, "Yeah." I told him that wasn't gonna happen.
I contacted American Home Shield and I got a cash payout for what they were gonna pay for it. Then I got a private contractor to put in the air conditioning in the spot that the old one was in. The contractor that American Home Shield hired to put it in the attic was gonna cost me $3,000 more. So that was a case where whatever contractor they had was just looking for money, and I reported that back to American Home Shield. I've had them for about 30 years and sometimes my experience has been good, but sometimes it hasn't been good. I'm waiting for my other air conditioning unit to go out to see what I can get out of American Home Shield and then I'm probably gonna go with a different home warranty company.

I woke up Friday and went down to do some laundry and the washing machine wasn't working. Around 11 o'clock, I got to the computer and I put in a request to American Home Shield for someone to come in and check it out. They said they have somebody out. They gave me a name of a local place and said that they would notify me within 24 hours, excluding holidays and weekends, to set up an appointment. Unfortunately, they did not call me until Monday but they called within the 24 hours, which was acceptable, as they had indicated. They set up an appointment with a local company who came on Tuesday afternoon.
Things went well when a tech came. His name was Abner and he was very pleasant. I suggested that my husband thought that maybe a fuse was blown in the washing machine. Although he had not really heard of that before, he said he would check it out, which he did, and found that that was the problem. He didn't dismiss our novice washing machine suggestion, which was nice. Sometimes people can be dismissive. He fixed the problem right away. His visit took maybe less than an hour. He was very pleasant and I was very happy with the interaction. The washing machine is performing fine. It's back to where it was before. I'm happy with American Home Shield. I've been working with them for not quite a decade. There were only occasions where I've had any issues and it probably wasn't their fault because they couldn't find contractors locally. All in all, it's been an appropriate and pleasant experience.

We had American Home Shield with our first house about six years ago. We started using them again last August or September. The biggest thing with the home warranty is knowing that you're not gonna be shelling out thousands and thousands of dollars 'cause appliances and things break down. I did a claim for our kitchen sink. One of the lines that connects the hose just completely had a hole in it. We had water everywhere. It's a waste of time to call so I did the claim online. I was given a name and an appointment time.
The techs that came were very nice. They were quick and to the point. The only thing I don't like is that 9 times out of 10 techs can't fix the problem right then and there. An example is they had to order another sink, another faucet. That's the most frustrating thing. I wish it could be done all in one day. For this claim, they had to order a new faucet so the work was done the following week. It's great now.
I'm a big review person so I initially read reviews and a lot of the contractors American Home Shield send out have terrible reviews. The last two contractors that were sent out had terrible reviews but they provided excellent service for me. They did say that a lot of the time, people are just generally upset because things are not covered by American Home Shield.

I'd be on a 30-minute wait and they wouldn't call me back. But it's gotten better in the last few years. It's easier to get ahold of customer service and talk with them and they do their best to help you out navigate the process. The coverage is alright but I never know the contractors they use. Sometimes you get a tech who doesn't even wanna do the work because they're not gonna get paid that much from AHS. It's always hit or miss when they come. But I've found good contractors and request those companies to come out just so I know the work I'm gonna be getting.

We couldn't see the lights on the microwave and I wasn't sure whether or not it was gonna have to be replaced or not because the parts are not being made anymore. But the parts were found. The tech had to come twice because the first time he ordered the part, it came in broken. He showed us what was wrong with it, but he had to order another one. The next one came in the next day and he was back. And he fixed it, which I was very happy about. He was very nice and professional. My experience with American Home Shield’s contractors has been good. Usually, they're able to fix the issue or at least give me a reason why it couldn't be fixed and things have been replaced.
The customer service reps have been nice because there have been things I didn't know whether they were covered or not, and they would look through my policy and look. So, they've been very helpful. AHS has improved the way that they deal with the customers with video calls. It used to be tedious to get somebody to come out, and now it's not. AHS is a very good thing to have. If you wanna keep the stuff you've got, it is very good. I don't have to worry about maintaining things. But most of the people I know don't wanna get things fixed, they just want something new. And this is not the warranty to get if you want something new.

Even my husband likes this one better and he doesn't want me to change.
Recently, everybody that I talked to has been very understanding. The company that AHS sent for the garage said that I cancelled the claim. So, when I called, I said that I did not cancel it. My garage is still not open and the power is still not coming on. The person who was helping me even called and made me wait to call the provider. The provider was able to contact me the same day and now, I'm scheduled for Tuesday. That was very helpful for him to do that. I used American Home Shield a long time ago for a few years. Then, I signed up again about a year ago. I'm not 100% pleased with them. The service has been only so-so. My problem is not with American Home Shield. My problem is with the vendors they send to your house because they try to upsell you and then they tell American Home Shield something. You're stuck between a rock and a hard place. I feel like American Home Shield does their part, but the service people they send out are trying to upsell you on things that they feel you need in order to solve something.
Recently, I had a water heater claim. I had a water heater with American Home Shield in 2015. Everything was fine. The same people came out and said, "Oh, you need all these upgrades for your piping." My water heater went out again. I called American Home Shield. With the one that just got replaced at the end of 2015, they said I needed a water heater, but I had $2,000 worth of upgrades. I said, "Your company put the water heater in. You all did that. But they have yet to assign a proper contractor with the capabilities to accurately diagnose the issue (which is something my policy covers). They have assigned 2 separate plumbing companies both of which requested “leak detection“ company to assess where the leak is coming from. AHS keeps telling me they are trying to find a contractor in my area. I have called them well over 10 times and have been on hold for hours (their call center is answered overseas with representatives that are very difficult to understand due to their heavy language accent…they appear to be reading from a script with little comprehension skills).
I have requested multiple times to speak with management without success. The company is supposed to give the customer authorization to find their own contractor if they do not have one in my area. This has yet to happen despite multiple requests to their “escalation team”. I have also requested to correspond in writing via email in which they said they do not do that??? Their online portal which is usually accurate recently deleted all my work order history. I have asked to have their IT department reconcile the issue, but that has not happened. Overall this company has been very hard to work with and I personally would not recommend it.

I've been with AHS for more than a decade and until recently their customer service has been decent. Over the past year or so, their customer service department, which is based out of Philippines, is beyond awful. It's bad enough that it's difficult to communicate with them due to the language barrier, the reps and supervisors are INCREDIBLY rude. My guess is that they're dealing with upset policyholders all day long so they're fed up so they have no patience and ZERO willingness to help out. Reps outright refuse to transfer you to a supervisor saying 'they're going to tell you the same thing,' and after arguing with you, if you happen to get a supervisor, he or she is even worse. They will flatout refuse to help because they know you cannot get anyone else within the company.
AHS used to have an escalations and exec relations dept but they got rid of them, which is giving these people the liberty to do and treat people any way they see fit. Not only has AHS removed much of the coverage and increase the premium and fees, they now have the worst customer relations of any company I've ever dealt with. Stay away from this horrible company.

He came to the conclusion that it was the computer because it wouldn't turn on and off. He followed up really quickly and he was a very nice guy. He followed through the system of Sears and he wanted to find a replacement, but there was nothing on their computer system. I was granted either a possibility of a replacement -- AHS listed a few of the machines that I could get -- or I could get a gift card from Lowe's and I could get the machine I wanted. It went very quickly and I was totally impressed with them.
Also, I just had an air conditioner fellow come out recently just to check our air conditioner for the season and he did a very good job as well. We put in the information and AHS had somebody set up right away. We came to a time that was scheduled that would work for both of us. Immediately, they switched me to Caltek Appliance. Caltek's customer service was excellent -- on the technician's end and on the administrative end. They were able to diagnose the issue quickly and order the parts right away.
But I did not like the turnaround time. It took about a month for the refrigerator to get fixed. I think it was more so on AHS because Caltek had to go through them to order the parts. Then, when AHS ordered the parts, they were saying that FedEx was holding up the part. I had to instruct AHS to not even wait on that one because it seemed like they were gonna be taking long. I asked them to reorder it, which they did, and we got the item within two days. Once Caltek got it in their hands, they scheduled the repair with me immediately. AHS has some brushing up to do. They're very scripted and there is no initiative on what can be done differently to help the customer. But I would use Caltek again.

I had a plumbing issue and American Home Shield took a day to get someone out. We’re in the repair process and the tech is ordering parts. It was his third time coming back for the same issue. He thought it was one thing but that thing was actually broken, and every time he kept checking, another thing popped up. Each time he came, he said I might have to pay again because it was a different issue even though it was for the same faucet. But in the end, they were able to resolve it.
I've been with AHS for five years and a lot of times, the techs are from random places. I don't always understand them or they don't understand me. AHS should hire people from America. I like that I don’t have to pay for any major appliances if they end up breaking and I don't have a big out-of-pocket cost. But I didn’t like that AHS kept sending the same vendor when my fridge was having issues. I didn't wanna work with them but it was the only one they had for my area. I reached out to customer service but there was no one else so I had to stick with the same person.

My daughter turned on the ceiling heater in the second bathroom one morning and it was smoking like something was burning. American Home Shield sent a duct person but they said that wasn't their field and that I needed an electrician. So, the next day AHS sent out the electrician. He took the compressor out and said it was gone. He couldn’t work on it so he was gonna replace it. It took about a week but I was out of town on a family emergency. So, I had to call him when I got back in town. Whenever I call AHS, they come out and the service is very good. Usually, the techs are able to fix it the same day. Except this time, the tech had to take the compressor.

I put in a claim for a hot water tank. We had to keep using the reset button to get hot water. The contractor was very professional about coming to my house. I had a little bit of dispute, but that was due to miscommunication. I thought that they did not receive my claim. When they called my house, they did not leave a message saying who they were calling for or what the message was about. They just left a message that said to call them back. In this time and age, you get a lot of fraud and scam. You don't wanna pick up a phone call if you don't recognize the name or number. The only reason I found out that it was them calling was because I had written down their phone number.

We had a stovetop that wasn't operating. The first contractor we had couldn't locate the part that was needed so American Home Shield arranged for a second contractor to come out. They had to search for the part that was needed and it took a few days. They found it and it was shipped to me. The stovetop is now fixed. I like the ability to get things fixed quickly with American Home Shield. However, I've had other experiences with contractors when they're looking not to do much. I would recommend American Home Shield especially if you're on a budget, can't afford to call a contractor and pay the full price for a service. It's very helpful. Recently, I was having some electrical issues in my kitchen and my bathroom. The rep with American Home Shield scheduled with the contractor when I was on the phone with them. I called on a Friday and the contractor was here the next Thursday. I thought it would be sooner than that because I didn't have electricity in my kitchen. When the contractor came out, it took them about 20 minutes to diagnose the main issue. They examined the water heater. They turned the water on and off to see if it had any pressure and found the problem. They were able to replace the expansive tank. I've been paying American Home Shield for 20-some years, but this may be my last year on American Home Shield. I'll find me another warranty company. Their coverage is not that adequate. The contract is detailed once you open it up and take a look at it. But a lot of the things that they say that are covered, when the third-party contractor comes out, you find out later that it's not covered. We had a coil in an AC unit and they indicated that it did not qualify for coverage. I'm not a good fan of American Home Shield.

I had a recent claim for the air conditioner. AHS sent me three different contractors and one of them stood me up. The first one was horrible. He came to my home and he stood me up three times after talking to him and texting back and forth. I called American Home Shield. They wanted me to continue to use the person, but I told them no because I was getting nowhere with the guy. But they told me to give him another try, which I did, and the guy ended up coming out and checking my home. But he told me something completely different than what he told American Home Shield. Since he told them a couple of things that he didn't tell me, they didn't warranty my issues. It was horrible.
I called them back and told them that was all a lie. I told them to go look the guy's company up because he's done that not only to me but to 20 other customers of American Home Shield. They ended up sending somebody else and that person did well. However, since the first person told them that, they were still not going to cover the issue with my AC going out. The second guy told them that at the second company and they still said it wasn't warranted. I just went ahead outside of American Home Shield and got somebody else completely.

My sewer ejector started running continually. Luckily enough, I heard it and was able to unplug it but it was not something that was in my skill set to fix. We reached out to American Home Shield and they scheduled a plumber to come over. I went to their website and submitted a claim through the online portal. They gave us the name and contact info of the service company. They were to reach out to me, which they did to schedule the actual appointment. They were actually early to the appointment. The tech pulled out the sewer ejector. He had the part on hand and was able to fix it while he was here. He was a nice guy and he answered any questions I had. He knew what the problem was easily. He also didn't try to upsell us.
So far, our experience has been a positive one. American Home Shield responded to my requests and I'm getting what I'm paying for. We've been protected probably for four years now. When we bought our house 11 years ago, it came with the home warranty to cover some appliances. We let it go. About four years ago, our heater went out and I realized that the three systems in our house hadn't failed in some form. One was the heater, the air conditioner unit, and the sewer ejector. The heater was a solid $7,000 to change out. My air conditioner is still going but I'm expecting it to go any day now. Part of the reason for getting American Home Shield is just me trying to be smart and be covered for when something goes versus having to wait for it and have a big expense.
American Home Shield has been fairly easy for us. The one thing is I was very careful about going back to them because when we had them the first time, there was a little bit of back and forth with them on some parts that failed on our house. But they eventually covered it all right. It was more of just making sure you're paying attention to what you're getting. I knew what I was signing up for and I was very specific about what I was signing up for. I didn't just wholeheartedly take it and expect everything to be covered. The home warranty is in it to make money so you have to be aware of what you're getting into.
When we bought our house originally, our hot water heater failed within maybe two weeks. I was told it was not going to be covered if the warranty had not been in place for more than three months. We had to go back to our Realtor and a few other people who had to lean on them and say part of the reason that they have a home warranty is so that when things like this fail, it's covered. We shouldn't have to be in the house for three months for something that we had no control over. That was definitely a gotcha that most homeowners don't know about either. They have that little sneak-in clause that says something has to be in good working condition for X amount of months.

I had a plumbing issue and I did the claim in American Home Shield’s website. It was easy and you can add up to four items but I didn’t know what my issue was. A&S Plumbing's plumbers weren't able to diagnose it from what I put in the system but were able to diagnose it when they came. I was having issues with my water pressure so when I explained that to the plumber, he diagnosed that it was the water heater and they cleaned it out. But I still had issues with my water pressure because one of my faucets is not working.
When I put the ticket in, I put it for the water heater but the plumber can't fix anything that's not on the ticket and American Home Shield will not allow me to put that on the same ticket. They put it that I'm supposed to know what the overall diagnosis of the problem was. I have to complete a whole new ticket, even though it's the same issue. As the customer, I didn't know what the problem is until someone comes out and diagnoses it. So, AHS is saying I should have put in the water heater and the faucet. But I didn't know I had issues with the faucet because the water pressure was everywhere. People have to know what they're doing. Sometimes, AHS is good and sometimes, you get stuck with situations like I'm in, where your resolution isn't 100% completed and they put it on the customer to know.
I certainly hate to hear that you have received less than satisfactory service & I apologize for the inconvenience. Thanks for sharing your feedback. Have a great week.

I had a claim with a faulty dishwasher and I called American Home Shield and the woman said they’d take care of it. I called in the morning and by afternoon, a company reached out to me. The man came out the next day, quickly repaired my problem and cleaned up the dishwasher. It worked out very well. Another time, I called on a weekend and it was going to take three days. I had a leak that was quite bad in a pipe and since I called on a Saturday and AHS couldn't even process it until Monday, I was not pleased with that and I had to get somebody else.
I have friends that have AHS and they recommended it highly, which was why I tried it. I like that this coverage is simple. I don't have to call a lot of different people to try to get the best deal because AHS is not going to recommend people that are going to do a terrible job. Because if people do a terrible job, then American Home Shield has to pay the burden of these people coming back and fixing what they buggered up the first time. So far, I have been happy that people that have come to my house have been pleasant and they have done the job and it has been, financially, a good thing. And what I pay monthly is worth it for my peace of mind.

So, you probably have to call in to get to speak to someone. The tech was very professional and showed me what was wrong with the dryer. They had to repair a belt that was preventing the machine from working. People should get the warranty from AHS. When things break in your house, you can call them and pay a small fee that is associated with your plan, and you can get the repair. Our AC wasn't blowing out cold air and we did an online claim with American Home Shield and paid our deductible. Within 20 minutes, someone has already sent us a text to let us know who we were being assigned, which was A-US Air, and they said that they would send someone out. They sent a picture of who was coming and then, he sent a text and said he was on his way.
When the tech arrived, it was the same picture of the person they said that was coming, which was nice. He wore protective covers over his shoes. He told me exactly what he was doing every step of the way, what he thought it might be. He started outside first and came inside and he was done within 30 minutes and we had our AC working again. So, it was a good experience. He said he had to flush our water line. Even though we had been cleaning out, he said sometimes they'll get a clog. The sensor had gone off because of the clog. There's a sensor to prevent further damage to the unit. I love the peace of mind with having American Home Shield, just knowing that the big items that we have have some sort of protection. We know that not all things are covered 100% but having that help along with it to not have to say we would go into the reserves. The bigger ticket items can set you back thousands of dollars.

On Saturday, our hot water heater was no longer producing hot water. We thought maybe that one of our kids had left the water running and that was why we didn't have hot water. But then on Sunday, no one had been up all night and all the taps have been off, we noticed that there was no hot water at all. So my husband checked the hot water heater to make sure that the breaker was on for it and it was fine. But the hot water heater was old and there was water at the bottom of the pan. So we submitted a claim online with AHS and it was super easy. The website asked me what appliance was acting up. Then, it gave me a drop-down menu for the options of what was going on. It gave me several different options, then it gave me an option to further describe the issue that we were having. It was pretty cut and dry.
Then, we received the information for the company that was going to be doing the service. We also got the gentleman's name, the original contractor that was coming, and our appointment time. AHS were really quick to get us scheduled, so we really appreciated that. He broke everything down for me, physically showed me what the issue was and how much water was in the pan. He explained to me what we could be looking at, as far as, with it needing replaced, that AHS would pay a portion, then we would likely have to pay a portion. But he said he has never seen it not covered as far as with the home warranty, at least a portion of it. He made it super easy for me to understand.
Then, the gentleman who came out and did the service was from Mr. Rooter. I was inside during the time that he was doing the repair and he kept me updated with what he needed to do and what step he was at. Then, he told us he had to run to the Home Depot to grab another part to replace one of the pipes. So he explained to us that he would be back and kept us in the loop with everything that was going on. Since the service, everything has been great and we've had no issues. He told us to give it about an hour and we should have hot water. And literally, within the half hour, we had hot water, enough to wash a couple dishes.
I've been telling all my homeowner friends all about AHS and how they have saved us a ton of money. I told them that it's been super helpful having American Home Shield, because it is that peace of mind that the policy covers all the appliances. I've also sent my referral link to a couple of my friends, and they have said that the coverages look great. With AHS, we only pay $75 to have somebody come out and they make it easy on us and take the stress off of us for trying to figure out what's going on. And they have always came out super quick.
In July last year we ended up in a hotel because our AC wasn't boiling hot air. It was 90 degrees in my house and I have three young kids. It was the 4th of July weekend and AHS did everything in their power to get somebody out here during the holiday weekend. And once they figured out what the issue was and they had the parts readily available, they came in and got it fixed within just a couple of days.

I set up a preseason tune-up. It was $107. I thought it would just be $100. And when the contractor came out, they found some problems. One problem was from where American Home Shield had someone to come out last year. The contractor had a list of problems. They were already out here. They already assessed the situation. I had to pay another $137.75 service fee to get it placed for a service. It was a total of $1,300 that AHS wouldn't cover.
I ran into a problem last year where there was a problem and it was a breaker. It ran from the outside to my breaker box. AHS said that because it was outside of the house, it wasn't covered. I said, "But it's attached to the house." I took it up the chain of command and never got any results. If it's attached to the house, it should be covered. I had to pay for that repair myself. That left a bad taste in my mouth. And this time, I would not spend an additional $1,300, not to mention the two service fees I had to pay. So, I ended up replacing my unit. All this happened that last week in April. My service contract will renew on the 3rd. I didn't renew my contract with AHS.

Having American Home Shield, I enjoy knowing that if there are any issues with my home, I already have a good grasp of what type of finances I have to put towards that because of the deductible. We have two policies with them. On one of the properties, we had a lot of clogs in our pipes. We used American Home Shield for that. We had two claims for this home with plumbing. Showers Plumbing came out recently. The plumber was very nice. We enjoyed having him.
With the first claim that I had put out, after everything was said and done, it turned out to be an issue with the plumbing underneath my driveway. Apparently, American Home Shield only covers the pipes underneath my four walls. That was a large expense. It was about $4,500 in compared to what I was expecting. But that was understandable. It was just a miscommunication. My basic understanding was that would be covered. Also, those same plumbing people told me that American Home Shield didn't cover if they had to take my toilet off the floor to look in the pipes. If it is in the contract, it could be in more bold letters than fine print.

My icemaker was making ice but it would build up along the top where it was freezing and wouldn't dump into the tray. I had to take it apart every couple of days and chip that ice out of there. I did a claim with American Home Shield and they put me in contact with the contractor directly. We were texting back and forth. I took a picture of the model number. The repairman checked and he had the part. He texted me back and told me how long it would take him to get there. He was very pleasant. He explained things to me and did a great job. They were having trouble with the part that initially came with the Samsung freezer. They don't use that as a replacement anymore. There's an upgrade that they use. This part works better than it did initially when my unit was brand-new.
There's no other way I can imagine that I would call somebody and have my appliances fixed that day unless I paid an exorbitant amount of money to have somebody come out on a Saturday. The service call was reasonably priced and I didn't have to pay for the parts. I was ecstatic. We've had one other experience with American Home Shield where their contractor came out and replaced the motor in a refrigerator that went out. It was the same day they came out. I just paid a minimum service fee and didn't have to pay for the parts.

I use the website for submitting claims and it would be nice if there was an app but it's pretty straightforward. My experience has been good so far and the service is good quality. It gives me peace of mind and that I can rest assured that I'm covered in a lot of situations. My most recent claim was for the air conditioning that wasn't cooling and they sent out Royal Flush AC and Heating. There were several times when the appointments were pushed back. The original appointment was scheduled for X timeframe and then they rescheduled for later in the evening. But the gentleman was very professional and clean.

I had a problem with my sump pump and American Home Shield scheduled an appointment with a company. The techs came out and replaced the sump pump. I have submitted a claim online, but it seems to be more effective when I call in because I always have questions. The portal that we use is not flexible enough to allow me to explain my situation and I wanna make sure that I'm doing something that warrants a service call. One time, I was having an issue with my washing machine and AHS sent somebody out, and the guy said he fixed it. He didn't do anything and it still didn't work. So, AHS had to send somebody out the second time, but it was just a reset. So, if someone could have guided me, we could have saved some time. AHS is making money but it could have saved their time too. They could have asked me to troubleshoot before I spent the $100 and before they ended up paying the company.
My experience is good. However, when I talk to family, friends, colleagues about AHS, they have negative comments and a number of people try to discourage me from getting a home warranty from them. But I just went with my heart. AHS gave me a good quote and it seemed like they were reliable. I bought a home and it's rather expensive and it wasn't a new build. So, I needed to get security from a company such as American Home Shield for things that may not work or may break because it's not a new home. So I'm glad I went with AHS because I had to call quite a few times. And every single time, the techs were professional. They came out and fixed the issue even if it was just resetting something.
AHS is always very responsive so I am very happy. I would recommend and have recommended them to other family, friends and colleagues. I would also recommend that they call in versus going on a portal. But I understand some people don't want to talk to people. They just wanna go online and just have the techs come out. But I will explain the differences in the services that I see calling in versus going on a portal and putting in a request.

The AC unit stopped heating and cooling. It's been an ongoing thing. This was the fourth call on it. It had several things they found wrong with it. This last time that they were here, they found some parts that needed to be replaced. It had to have a new coil put on the inside, and it had leaks in two different places on the lines. They said they couldn't get a coil. They asked if it was okay if they put a different system in the inside unit. They were able to fix the leak out there. American Home Shield is a good idea because you don't ever know what you're going to need and when. I used to do rental houses and I always put American Home Shield on my houses until I get ready to sell them. I've always had good luck with them.

It might be on my part for not fully reading the contract, but it's up for debate whether or not I'm gonna keep American Home Shield. I've been paying, but they haven't benefited me much. Most of the claims that hadn't gone well were the bigger claims. If it's an appliance part where I needed something fixed, that was taken care of.

I had switches that needed to be replaced. The wires inside the wall were not on the sander that it was supposed to be. The electrical wire is supposed to be behind the plastic box before you put the switch itself, but it's not. It's coming out from the side. The electrician has to come back and put a hole on top of it so he can reroute the electrical wire instead of being on the side of the box behind the box. It happened that he saw it by luck. He was supposed to come today, but for some reason, I didn't hear anything back. He didn't show up.
I also had a claim for the air conditioning that was a headache. The place where AHS tied me with never called. Each time I call back, they were like, "Oh, we're gonna give them another chance. We're gonna give them another chance." I was like, "Okay, how many chances do you have to give them?" Each time I talk to someone, it's back to square one. So, nothing went forward until I made the decision that I need to cancel the claim. They gave me the excuse, "Oh, by the way, we just email because I couldn't reach them." The first representative simply said, "Oh, I emailed the person, and you should get a response or a text message tomorrow or the following day." That was the first time I called. The second time, it was a similar situation, but instead of them emailing, they called, and they were like, "Oh, I assure you, they're gonna call you this time. They're gonna let you know when they're gonna schedule it for them to show up."
The third time when I called, they still didn't wanna drop it. I was like, "Why I'm stuck with that contractor? Why you don't find somebody else that are much more professional and they definitely reply?" They said they have to give them another chance. I wanted to know exactly where this kind of logic comes from, and they never sent me something that was written. Everything was verbal.
Each time, I mentioned, "Read whoever the previous representative did. They must have written this down and it's in the notes." The next time I call, if I'm not gonna receive a scheduled appointment, then they will automatically cancel and find somebody else, which was not the case when I called again. One person even stated, "Oh, whoever you talked to before, they didn't know the rules or whatever it is." So it was painful because you have to be on the phone and you have to go back and forth, and you have to wait for the text message. So after three times, I had to cancel. I'm still waiting for the refund for this. I ended up opening another claim for the same issue.

I recently had a dryer issue that Axis Appliance came out for. It wasn't putting out any heat and it had something to do with some components, which they replaced. I've worked with them before and they're really nice. But the claim prior to this was for a water heater issue and the particular company that AHS sent out was unprofessional. They didn't make me feel like my issue was the highest priority. At one point, we had agreed on them ordering a part and that it was going to be there in five business days, which is pretty reasonable. But the issue went on for two weeks and my family and I were left without hot water for two weeks. That experience was pretty bad, although they eventually fixed my issue.
I made a note to AHS when I called them to let them know that I was really dissatisfied with that experience. I called them multiple times to let them know that I would either want someone else to come out or possibly get my refund for my deductible but they didn't seem to really care. They didn't offer me any voucher, nor was my deposit for that request given back to me. I was left feeling like bad experiences are maybe common sometimes.
I have been considering whether or not I should continue with AHS's services because I pay $700 a year but I still have to pay a $75 deposit every time I want a service call. It doesn't feel worth it. It feels like that deposit should come out of that $700 that's already pre-allocated. Their service is not terrible, though. Their customer service always answers the phone and they're pretty responsive. But with the mixed bag of who gets assigned for the service request and my experience, it's very inconsistent. You don't know if you're going to get the best quality at that time until they actually get there and then you work with that particular provider.

The water dispenser in the refrigerator was not working. I reported the issue. Somebody came to check the status. In the first try, the problem was not solved. The person was not able to identify the parts that were not working. That first guy was a beginner. He tried to convince me that cleaning the part of the refrigerator would solve the problem. Come on! Just cleaning? I asked the guy, "Is the valve water damaged?” He said, “No.” I asked, “Is the computer damaged?” He said, “No.” I asked, “Is the pan damaged?” He said, “No." He just cleaned it. I pay and I work to pay for that service. It means that the minimum thing that I expect is the right service for the right amount of money. American Home Shield needs to have people with experience. That's the minimum thing that I expect.
I put a second claim and the second try was a person with more experience. I'm very happy with him. I talked with a person who knew what he was doing. I agreed with his diagnostic. He requested the right parts and the parts arrived in a short period of time, which I appreciated. I mentioned to the second person those words. It does not make sense to have two guys come to check for the same problem. But the problem was addressed.

I love American Home Shield. They never let me down. My sons recommended them to me and I have been with them ever since. I've worked in different states and stayed with family members who have had other home warranty programs. When I hear their horror stories, I say, "I don't get that problem. I get the best service in the world." They take care of my business. When there were times where I thought I needed American Home Shield and already made a service call then all of a sudden, I didn't need them, my refund was there right away.
Whenever something has been wrong in my home, they've tackled the job right away. I'm glad I have them. When they send me some people, they send some good people. When they're asking me to go online for a claim, I do the comments too. "Don't send me any place else. I definitely want these people. I've had top-notch service always." I had an incident with one company they sent and I reported them. I told American Home Shield to never send them again to my home. They were trying to rip me off. The people that normally come said, "You don't even have a furnace? All you needed was a fan." Right away, these guys fixed everything.
I have an attic fan. If I close the windows while that thing's going, it blows up the pilot on my water heater. I thought it was just me lighting the pilot. I kept trying then I heard this big boom go up. I called the manufacturer and they told me what parts I needed. I called American Home Shield and they told me the parts were covered. Their contractor came out and said, "We'll come back another day and put the parts." Then they said they would call somebody on the truck. Somebody else had the part. They said, "We'll be right back. We'll fix this part." Sure enough, they had the job done that same day.

Technicians did their work and they checked to see what was going on. They saw the leak outside of the house. Between my house and the house on the left side, there was a good amount of space where the grass was just completely soaked. I told them that the leak may be coming from my bathroom, which is on that side of the house. Whenever there's no noise in my bathroom, I can hear a water stream just running through as a background noise somewhere in that bathroom. I brought them there and they started listening to things. They opened up the drain pipe, and the drainage cap of the shower, and they saw the water was nonstop running. They told me it was a slab leak. That was all they did and didn't do anything else. I literally paid $125 and they just came in and told me, "Oh, this is what the estimate of the job is gonna cost you."
There was only one tech that touched the emergency water pipeline and this was sent by American Home Shield. I called my Germania home insurance and they said I cannot do anything. I was told that I cannot turn, open, or close the emergency valve because if I twist that, it was gonna pop and break. I had to call the Water Richardson department to come out there and replace a whole valve for the emergency water pipe to be replaced. That was gonna cost me nothing. But I'm sitting around about $8,000 worth of loss on this whole project that's going on right now. I'm gonna be having to find a way to replace this whole thing. I got a notice yesterday in my house from the contractor saying that this will not be resolved by them. Why am I paying for the house insurance and American Home Shield if towards the end of the day both of them are telling me I need to pay out of my own pocket to take care of this?

One of my air conditioning units was not cooling and there was a part that failed. When I have a claim, I just go online to the American Home Shield website. It would say, "Do you need electrical? Do you need air conditioner issue, heating issue, plumbing issue?" I put AC in and identified that it was not cooling. I get billed every month for my AHS. They have my credit card and they automatically charged my credit card for the service call before the contractor comes out. AHS will send me the information that says, "This is who will be coming out. If they don't contact you within 24 hours, you call them."
The company that I dealt with on air conditioning issue, called me early the next morning and they said they had someone available that day. I could not do that so they asked what would work for me. The first guy that came out identified the problem. He was nice and he checked everything out. But he wasn't as conscientious as the two that came to install the part that had failed. Those were very professional and polite.
They had to get up in the attic to replace the thing. When they were finished, the guy said, "Do you have a broom and a dustpan?" Some of the insulation from the attic fell down and he wanted to sweep it up. I said, "No, no, no. I'm getting ready to vacuum the house anyway." Those two guys were great. I said, "Okay. So it's cooling, right?" He said it was. I then asked, "So what happens if it stops cooling?" He says, "Call us, don't call AHS because there's a warranty on the work... And if you liked what we did today, you can always write a review." Everything works now.
I've been with AHS for 22 years. I was in the military and whenever I bought a house, one of the things the seller would provide would be a year's worth of a home warranty program and it's typically been American Home Shield. I like that most of the time anything is wrong, it is only going to cost me $75. When I was in Illinois, I had to have a completely new furnace and it didn't cost me anything except for the service call.
There was one time when AHS customer service raised voices and I let the representative know that I didn't agree with what they were saying. I even threatened that I'd be looking for a different home warranty thing. But I got over it. One other thing I don't like about AHS is that when you actually call trying to speak to a real person, you could be on the phone waiting forever. That's why I do most everything online. That aside. AHS had replaced faucets and other things. It saves time and you not having to find somebody. There might be times that they'll send a contractor that is not the highest quality. In such instances, I call AHS. They will ask you for feedback on the contractor.

We called American Home Shield for the electrical that needed done. The entire first floor including every appliance except for the stove is on one breaker and that's not good. Affordable Electrical came out but I don't think the electrician did everything that I wanted him to do. He just did the easiest thing. He moved the microwave and the refrigerator to something that had less wattage. I wasn't happy with that. If something doesn't happen that we feel compelled to pay another $100 or have them come out and look at again, we're stuck with it until something happens.
American Home Shield at least sends someone out, but people they send out aren't the best. The previous claim with the plumbing was not good either. If you have a problem and you call American Home Shield, someone comes out but they lie about what they do. They put in the job order saying they replaced something, but you saw they didn't. American Home Shield has to call that person back out to do it again. It's still done wrong but they want to bring the same person out a third time. That's what I don't like. If someone doesn't do the job and they're lying on their work order saying they did something, they shouldn't be on American Home Shield and they shouldn't be sent back out again to do more stuff that they're not doing.

The outside unit was making a racket and the fan blades weren't moving. So it was a motor that was locked up. Sending in the claim was a good experience because American Home Shield responded back in a timely manner. The tech came out here and put a new motor on there. He was able to diagnose the problem and fix it in a timely manner. He was nice, courteous and respectful. He was also clean and professional. The AC is performing the way that I feel that it was performing before I had the fan motor lock up on me. I'm glad that the tech didn't just try to put a little Band-Aid on it.
The thing I like most about the coverage with American Home Shield is the reliability. They stick to what they say, like when they say someone will contact you within a certain amount of time. Overall, it was an easy and pleasant experience. I feel confident in the service that I received for our AC unit. It should be set for the rest of the summer.

My water heater wasn't heating and the rep from American Home Shield got in contact with Ferguson and Sons. They told me the information, their phone number, and that they would be calling me within 24 hours. It might have even been close to the weekend and they called within a couple of days. Then, they came right out. They're local and probably only 30 miles from me. Once the guy got here, he realized the issue and had to order the part. He couldn't get it from the regular person that he orders from and it took longer to get here but he couldn't control that. Once he got the part, he came the next day.
I like American Home Shield. I've never had any issue with them. I'm having an issue right now, but not with them. I have some split system air conditioners and there's a leak somewhere. But when the guy came out, I was told that they couldn't find a leak anywhere. The man who put the units in is an instructor at our college on air condition. So, he's licensed and he's been out here a few times trying to troubleshoot what's going on. This guy is saying there's no Freon in it and the only way I can fix it or find out where the leak is, I have to put Freon in it. And that's gonna cost me $300, not American Home Shield. So, I was looking at the manufacturer of those units and there is another local company that does repairs on those units to see if they can kind of give me an idea what to tell the guy that's out here.

American Home Shield always try to get people out here as quickly as they can. When I call in the claim though, I sometimes have a hard time understanding who I'm talking to. But all the contractors are courteous and usually quick and get things done expect for last month. I called in about a leak, which started in my bathroom, and the guy supposedly came and fixed it. And when I had the leak this time, the person who came out said the leak that went from my bathtub to the ceiling in the living room was because the part wasn't fixed correctly. It’s good now. I asked him if I’m gonna have mold and he said he didn’t know. I’ll just watch it and let him know. I always tell everybody I'm glad I have AHS because my husband just passed away in October of last year and it's a blessing for me to even have it. So I would recommend it.

I had a claim for two fans. One didn't work at all, and the other one, the light just worked. There was also an outlet that was broken. American Home Shield assigned Hawk Electrical, and they did a great job. The tech found the problem in less than half an hour and fixed it. Overall, my last experience was fine, but the couple experiences before wasn't so much. There were a couple of times wherein all they did was deny, deny and deny. A friend and I talked about American Home Shield, and she had the same experience. In this case though, I was satisfied because they didn't deny the claim.

With AHS, I like the convenience of having somebody to call and have an appliance taken care of. The techs they send are pretty good and I like them. Recently, I was having issues with my AC unit. Same Day Air came and the tech was running a little late. But I wasn't too busy for the day. The techs found that there was a pipe cutter left from the other tech who came and that was the cause of my leak. The Same Day Air tech was very professional. He gave me a rundown of everything that was going on and told me that I was down on Freon. He was also very detailed and informative. Everything was good.
But my AC hasn't been repaired yet. The techs said they're gonna send my claim back to American Home Shield because the last technician who came caused the problem. I called American Home Shield about it, and they said they have to wait for the notes to come back from Same Day Air, then they will make a determination on what to do further from there.

We had several ceiling fans that were not working. The tech checked them and told us what needed to be done. He came up with a satisfactory solution. He had to order some fans because I had one that was smaller than what people normally have in their home. He explained that it would take a little bit. But as soon as he found one, he called and set up a date to come. He took care of it for us. He was friendly and professional. My husband and I are up in age and he explained everything thoroughly to us so we could understand. That's a joy because so many techs don't do that. When I have problems, AHS is Johnny-on-the-spot to get them taken care of. They've always taken care of me in the timeframe needed, and I've never had a problem where they didn't.

We've always been happy with American Home Shield. We have had policies with them for years and years at a time, then our circumstances would change, and we would go off of them, then we'd get them again. My most recent service was excellent, and I'm comparing them to some of the other ones that are out there that I have tried. You think something's covered, then all of a sudden, they're sending you a check for $40 instead of repairing it. That happened with the ceiling fan. That was a different company. American Home Shield usually comes through pretty darn good. They prefer us to do claims online, but I prefer calling and talking to somebody. I've done both, and either way, it works.
We paid for our home warranty for years, then one day, our air conditioner went out. They came and fixed it, then they came back a week later ‘cause it was broken again. They checked it out, and the serviceman said, “I think it has to be replaced. There's no replacing what's here now. It's needing a new motor.” American Home Shield replaced my air conditioner. So, I knew that it didn't matter how long I'd already been paying for it. It pays for itself eventually, and it's really a nice comfort to know that it can be handled when you can't do it. There are lots of nice things that they will do.
I had an experience two different times. One, the company that they were gonna have come fix something for me was from out of town. They were hours away. I called the home warranty company back and asked if I could please have someone from my own city because I knew it would be faster and I'd like to stay local. They made me cancel my order, then they reissued it again. They were really great about that.
Another time, AHS had a technician that couldn't work on my heater, and it was gonna be weeks before somebody could commit to getting out there. I needed my heater, so I asked AHS, “Is it possible if I call somebody out and they accept your policy of what you pay, would you accept that?” They said yes. So, I called an air conditioning company and I asked them on the phone before I used them if they would do that. They said they used to work with American Home Shield and they wouldn't mind. They came out and diagnosed the unit, then American Home Shield paid them.

When I called for service through American Home Shield, I asked them if I could use Third Generation because I used them previously and I wanted to use them again. They said, “No problem.” They got that information already, and they called me and set up an appointment. Third Generation came out, and the technician they sent, Rafael, was excellent. If ever I have anything to do with the AC again, I would definitely want him to come out. He was very professional and personable. He explained what the problem was as well as everything that needed to be done. It was great service, and everything now seems to be working okay.
I've had American Home Shield since I purchased my first home in the Georgia area. I still have that home, but we also have a home here now in Florida and I have American Home Shield for this home also. I like that when I call to request service, usually, the reps are very professional. They listen to what I'm asking and try to provide me with the best contractor that would be working with me. So far, over the years that I've had them, we've been very fortunate to have excellent service to come out and take care of the problem. Our icemaker and our Whirlpool two-door refrigerator stopped working. I contacted American Home Shield and told them the issue and I needed a technician to come out. They asked me what kind of appliance and I told them it was Whirlpool. The next day, they emailed me and told me that Sears rep will be coming out to take care of it.
I personally called Sears to find out when they were coming out. I got an email saying when they were coming out. So I just verified that. The tech was very professional. His level of knowledge was top-notch. He asked me exactly what happened and I told him that it just stopped. He took it apart and then he said, “Okay. I see what's wrong. We have to order parts. I'm sorry, but I can't fix it right away. I have to order this part.” They just called that morning and said they’d be here certain time. He was here.
Not only was the tech fast and efficient, but he showed me something that we had never known about in the three years we had this refrigerator. He showed us that it has a place for an appliance light in the freezer. He showed me how to take off the shield, and put it back on. Now, the icemaker works fine and we have a light in the freezer. It's wonderful. He was that good. He was a nice person. He had a genuinely nice personality.
When we first bought this house almost three years ago, all the appliances were covered under American Home Shield. For two years, we left it like that. This year, when we reupped for American Home Shield, they talked to us about expanding it to the televisions, the computers, and other electronics that were not covered. So when I got a chance to recertify for the policy, I upgraded it and I'm very glad I did. I've had other little warranties before, but I like the blanket coverage of American Home Shield.

He fixed the washer up a little bit before he left so I could use it, so I wasn't really without it but a couple days. It was fixed last Thursday. He was nice and it was a good experience. When I had the furnace repaired, the furnace man didn’t give me a receipt and I ended up having to pay $700 for parts, and I didn't know what the parts were for. I was irritated about that. But otherwise, most of the reps are very nice.
You don’t have to worry about the appliances with having a warranty with American Home Shield. They couldn't get a stove in right away so I bought a stove and sent the receipt, and they sent me a check. But AHS needs to improve on getting the people to call you back. But they could call you and say when they're coming and ask if the time is okay.

My plumbing was acting up and I was afraid I had a leak somewhere. I called the phone number and it was easy to get through to AHS. It was a little bit hard to get the rep to understand what I was trying to say and eventually, I got her to understand. But it wasn't frustrating. It was easier than before I submitted a claim on the air conditioner. Then, I was informed that the contractor received my request from American Home Shield and that they would be out at a certain time. The next morning, they texted me and told me that the tech was on his way.
He went through the whole house and checked the meter but he couldn't find anything. He looked at the hot water heater because it was fairly new and there was a small corrosion at the part. He told me to keep an eye on it. Then, he showed me how to tell if the water meter has a leak. He said that in the future, if I start feeling like the water is leaking, is should check that meter to see if the full red dial's moving at all. He also said that I could have plumbers come out and do what they call a smoke out. I have a two-story home and they would go down to clean out the valve outside and run lines all the way through the house to see if there's corrosion. But he said for now, I have peace of mind in that there wasn't anything to be concerned with.
With AHS, I like knowing that I have that protection and that I won't get ripped off, being a single lady, and they know that they have to do right. The cost went up $10, which I didn't think was right. But I'm paying the flat fee of $100, even though this was just for the peace of mind. I would also tell my friends that I have an AHS warranty and that they need it.

I like the ease and the convenience of AHS. They are reliable, too. But out of all the years I've ever had a home warranty, this week was the first time where I had a problem. The tech came out for the air conditioning and he was here for 20 minutes, then he came back in and said that my house was on zoned air conditioning. He said that American Home Shield wouldn't fix that and it was going to be $2,400 out of pocket for him to fix it. He kept telling me that I needed a new control board but I told him that my house was not on zoned air conditioning. In the end, he wouldn't listen to me, so I called American Home Shield and asked for a second opinion.
They sent out A Quality 1 and when the tech was here, he said that the issue was with one wire in the thermostat that was wired incorrectly. He fixed it immediately and since then the air conditioning has been running perfectly. When I read the other reviews about the first company that came out after the gentleman left, they were known for saying the home warranty company won't cover the job and that you have to pay cash out of pocket with these crazy amounts. So, I was very glad I called for a second opinion. I also had a roof leak earlier this year and I had to wait weeks for AHS to find a contractor. We had a clog in a pipe somewhere between the kitchen and the laundry room. When we tried to use the washing machine, dishwasher, or sink, everything would back up and flood my laundry room. It was great since we just bought this house. Thank God for American Home Shield. We went into the website and put in there leaky pipes. And they said Wicker would come out. Wicker contacted us promptly and they came out. They tried to snake the pipe. They said it was done and cleared, and left. An hour later, I had to call back because my husband said, "It's not cleared. It's backing up and flooding.”
The contractor came back and charged us $375 because they said they had to get up on the roof and snake it from the top down which wasn't covered by AHS, which I had my concerns because it has been a bit of an expensive week with this. I said to my husband last night, "We didn't verify with AHS that this wasn't covered. We just went by these people's words. So I hope that's accurate.”
We paid them. They said, "We'll come back out again later next week and do it again." So, they came out today. They said they got back on the roof. This time they said it was okay. The plumber said, "We're all good and there's no blockage." There's a bit of normal buildup in the pipes. He recommended we run a few loads of hot water through the laundry machine to clear that out. He told us that if we have drainage problems in the future, we could call them out to do a hydro wash through the pipes to clear them out. It was a very good process, nice and quick and initially promptly corrected, but had to come back. And they again came back promptly today. So, everything was great.

The guy that came and worked on the swimming pool fixed the swimming pool stuff. He was very knowledgeable, but he never emailed me or texted me. He just called up on the phone at my work and said, “I'm on my way. Can I come today?” But at least he got out there, got it fixed and it didn't take six months. I had my dishwasher repaired with American Home Shield and they ended up having to buy me a new dishwasher. It was horrible because I was without a dishwasher for six months. Every time I called somebody up there, they were saying the parts were backordered. You should not have to wait six months for anything like that. That's ridiculous.
I'm very pleased that I have American Home Shield but they could do something about their customer service so that you could at least speak with someone that you could understand. Their customer service is horrible. When you call, it's some foreigner. They get the job done but sometimes, you want to scream because you can't understand what they're saying.

The experience I had with American Home Shield was very positive. The guy came in, did the assessment, and ordered the parts. When we got the parts, he put them in, and it was cleaned and fine and dandy. I've used the home warranty a couple of times now at a former address, and the response time has been far quicker. But I also know that there are constraints. They had to get a resource to come out, and that took a little bit of time. In getting the part, there were also supply chain issues. I worked in high tech so I know what it's like. No big deal. However, after I did the claim online, they did a lot of texting. I got a lot of repeat stuff. I got stuff by email and by text. That's a little redundant.

I had a ring on my toilet that was leaking. When the plumber removed the toilet, he showed me that the ring had melt down. It needed to be replaced. AHS has done very well. I've had them work on our furnace where they changed the motor. They came out here just the other day to look at our clothes dryer that hadn't been heating up. The guy found out that it wasn't a dryer issue, it was an electrical issue. Having AHS is better than going out and trying to buy something new in a pinch. I'd rather pay a little bit of a price to get a service rather than have to replace everything.

The toggle on the bathtub spout quit working so we had to get that fixed. I called American Home Shield and the reps were very helpful. Some things in the past that I thought were covered were not, but all I have to do is call them and ask, and they will look it up and let me know. They told me it was J&M who was going to be assigned. They've done work on other properties for me in the past, so I knew they were a legitimate company. They did a very professional job, and the tenants were very pleased with the outcome.
We've been happy with American Home Shield. I have three rental properties covered with them. They make it easier for us to be able to get somebody out in a timely manner to get something fixed. The only time I was unhappy was with the claim for the microwave that went out. They sent someone out, and that person couldn't find part of the parts to fix it. It was four weeks before it got fixed. The tenant was livid. I had called to find out how long my tenant had to wait for them to go ahead and replace the microwave if they didn't get the parts in. They said there was no timeline on how long they have to fix something which didn't seem right. Other than that, we've always had good luck with American Home Shield.

The main pump on my pool broke. My pool stuff through American Home Shield has been amazing, and it's always with the same contractor. Super fast response. Professional. It's a problem in a pool that need to be fixed fast. He called me within hours, and he was there the next morning and fixed it. It cost me $70 and it was a $3,000 to $5,000 job that got done. But I've also had some horrible experiences with AHS. One was frustrating. And there was no resolution. I just had to ultimately pay some money out of my pocket to get it resolved. But it's usually good more than it's bad. Every year, the warranty has paid for itself two or three times over.
When I have a problem with AHS, they wouldn't help me. And it's very frustrating. It takes a certain kind of contractor to work with them. And when I have a contractor that doesn't understand how to work with AHS, that is when it could be a disaster. We had a plumber who hated working with AHS. They did something wrong. They played me and AHS. They wouldn't eat the cost of fixing what this place mixed up. But if you have a big, old house or a big pool, it's worth your while to deal with the negative end of it sometimes, because you come out better in the end.

Now, it's within 5 to 10 minutes. So, I've been very pleased with the response time. The heating had a burning smell, like the motor was burning. The company that was sent out was very good. I would want them again because I have had some bad experiences. The tech let me know when he was on his way. He was on time. He told me what the problem was and fixed it quickly. But I was not happy with one of the companies that was sent out regarding the temperature in my refrigerator. I basically went two months with them coming, trying to fix it, and it not working. I was ready to give up American Home Shield. I got to the point where I said to them I no longer wanted that technician in my house. But they got it fixed. I also had a thing with my oven and they couldn't find the part and they were gonna replace it. But the only oven that would fit the space I had was not available and that was around COVID time. It took me several months to replace an oven. Other than that, I haven't had any problems with AHS.

In the summertime, if you wanna get AC people out here, you can get somebody out here within a couple of days. But during the summertime in Phoenix, every single person's AC goes out because the temperatures here are so ridiculously hot that it doesn't make any difference what kind of AC you have. Summertime is the worst time for American Home Shield. There are so many calls and there are just so many people. When people complain, “Oh, they didn't come out, send an answer or whatever.” They have to understand that these guys are working probably 12 hours a day in the heat. It’s just five million people live here and there are a lot of AC problems. Getting parts is another thing. That's something that they cannot help.
But as far as the work that's been done when people come out, I've been very happy with almost all the contractors. There was one or two that I didn't like and I made sure that American Home Shield knew about it and to not use those people. What I don't like and what American Home Shield had for a while was outsourcing because we had a problem. My air was out and I got a girl that can hardly speak English. I was trying to explain what was going on and she had no idea how to fix that problem. She has no idea what she was doing. I also talked to the AC people and they said, “It's a problem for us because we can't understand what they're saying.”
I haven't found that so far this year. But the outsourcing needs to stop because this stuff is too important. When you need service for AC in the summertime, you can't have somebody that's not really good at speaking English because it's a dangerous situation here when you don't have air. I have a back-up but many people never think about that.
That aside, we would never change American Home Shield for anyone else. I haven't had any big items. The air conditioning unit we have is an old one. It's the first ones that Phoenix put in here. They last a long time. American Home Shield won't replace them until they completely go boom so I don't worry about that right now.
Overall, I've had very good luck with American Home Shield. They have helped repair so many things. I’m so glad I have them for my pool. Every single year, they have people come out at least once or twice because I live in an older house with an older pool. Techs have to fix something with everything. The cost would have been tremendous for us. We had a fan go out and we had to wait several days for techs to come out and look at it. I could not wait and called a local company as it was only $69 for a house call and I wanted to know what was wrong. The guy that came out was so good and honest. He said the fan was out and had to be replaced. That would run over $1,000 and advised me to just wait for American Home Shield. I knew it was probably gonna be a while before they can get a fan. But it wasn't bad. The tech got it fixed and we moved on.
American Home Shield is a good thing to have. My son helps me pay for it. We have had lots of callouts here. I wish that the rate hadn't gone up, but it did. That's just the way things are right now. Other than that, people need to have something because the cost of things and repairs are extremely high. Parts are ridiculous too.

Somebody came out to do an AC tune-up and that was when we discovered some issues with the AC. So, I put in a service request to have them come out and diagnose a couple of those problems. Currently, I'm waiting for them to get the approval and call me back to schedule the actual work. As far as submitting the claim, I went into American Home Shield's portal and I found the section to submit a service ticket. I selected the items. I put a check box next to the items that I needed to get the service on. They automatically assigned a contractor. I was doing two things on this service call, and there was no way for me to put multiple items on the same service ticket. So, it did go in as two tickets, and they got assigned to different companies.
This then resulted in me having to contact AHS to have that cleared up and to have both items put on the same service ticket with the same contractor. That was a 10-minute kind of chat that I did. I didn't call them. I just got it all done through the chat. They did that for me. Three days later, the contractor came out. They did the diagnosis. They put in the work approval. Within 24 hours, we had the approval. I had the contractor's name and contact information. The day of, I got a notification of who was coming from the company. Also, I got a picture of that person so I knew what they looked like. I got a text message that they were on their way within 45 minutes before they got here.
Two different contractors came out. One was for the AC tune-up and one was for the diagnosis visit. They were fantastic. They answered my questions that I had. They gave me all the information that I needed, told me exactly what was wrong, what the process is going to be to get their claim paid, and about how long I would have to wait to get that approval through. They were very informative, very polite, and very patient while I asked questions.
I like the cost savings I get with having AHS. I pay $80 a month for coverage. My service calls are $125 per service call and not per item handled. In this case, my AC was completely out of refrigerant. The total cost of refrigerant is completely covered by my plan. That's almost $1,000 just for the refrigerant. So, it's already paid for itself. The reason I chose AHS over several other options is because they had a lot of flexibility. I got to choose what I wanted to pay. There were several options for the level of coverage as well as several options for what I wanted to pay as far as service fees. So, if I wanted more basic coverage, that would have been much cheaper. If I wanted more coverage, that would have been more expensive. If I wanted a lower service fee, that would have been more expensive per month. I was able to tailor it to what I needed and what my budget was. That wasn't available with a lot of the other companies.
Some of them wouldn't even cover already in place systems. If it was a system that had been there for a while and something happened with it, you weren't guaranteed to get coverage. American Home Shield covers "pre-existing conditions." So, that was a big sell for me, especially with my house being 80 years old. I don't know what's going on with this house, so coverage for existing systems and potentially existing problems was a must-have for me. I would 100% recommend American Home Shield. They've been great. They've been so easy to work with. Their portal is easy to go through. Their blog posts have a lot of information on them that has been really helpful.
When I logged in to get my AC tune-up, there is a whole section where it went over what their spring maintenance should be with a downloadable thing where you could actually get the checklist so you could go through and make sure that all of your maintenance was checked off. Little things like that where they're making sure that your house is being maintained, and you're not being reactive but you're being proactive, really says a lot about the company. Every house has to be insured, but not every house has to have a home warranty. I have peace of mind knowing that if I have a problem with my electrical, with my plumbing, or this issue with my AC, I'm not gonna be found in a situation where I don't have the money or I have to take out a personal loan or I have to max out a credit card to take care of a big issue on the house. I can lean on the warranty to at least cover some if not all of the cost of that.

American Home Shield is a good program. I like the idea that I could call one person and he would arrange for somebody to come and fix my appliance. If it was not fixed, AHS would do it again until it was. Having AHS is worth it, especially when I moved into the condo, the appliances were already there. So, everything was covered, including my lights, stove, sink, and dishwasher which they recently had fixed. The guy came to see it. He thought he fixed it, but no. Another guy came and ordered a part. He came to fix it. No. The last one, the one who fixed it, was very good. He took the dishwasher door apart. He said no one did that. Two wires were wrong in the start button making it not finish the cycle. One wire was not attached and another was not doing its job. He fixed both of them. And so far, it works.

I just moved into the home about six weeks ago, and part of the deal after I closed was the home warranty. So, I got signed up with American Home Shield. There are a few special offers right away that were useful for me. There was the rekey service that I used to change the locks in the home. I used the dryer vent and the dryer vent clean last week. So, it was a lot of maintenance. I live in the city of Chicago, so prices and reliability can be up in the area. So, having the warranty would give me a little bit of a safety net, too, having trusted partners and providers that AHS works with. Plus, I assume everyone that comes out here is insured. We had no emergency issues yet, but so far, so good. I mostly have been relying on the coverage that I have to cover some of these maintenance items. You really can't really beat $100 to cover that.
I had no issues with timeliness. Everyone was on top of it. I can't think of any of the services where I had to wait more than 48 hours between calls. Most people were calling either that same day or the next day to schedule service, and the service was usually on the books within the next 24 to 48 hours. The technicians were great. I got people who are knowledgeable. They gave me some tips. They didn't just show up, fix something in silence, and leave. I feel like they're also homeowners. I'm very pleased so far with how things have been going with the coverage.

Our garage door wasn't working. It just stopped going up and down. I called American Home Shield on Thursday and the techs came on Friday. They were good. 15 minutes before they came, I got a call from the company saying they were gonna be here. Within 15 minutes, they were indeed here, and then they fixed the door within a few minutes and they told me what the problem was. They found another underlying problem. So, that was a good thing. I got that fixed as well. The garage door is working wonderfully now, and they said I shouldn't see another problem at least for another 20 years.
As our home is getting older, I saw value in having the warranty. We had a refrigerator issue a few years back, and then we had a dryer issue. Our dryer stopped working and the technician was super good. He told me it doesn't go with the new dryers. That was sound advice. He said none of the new appliances will last this long. With the refrigerator, the technician came and fixed the old refrigerator and he said, "Don't get rid of this. Your new refrigerator might stop working in a few years, but this will keep going." We were planning to donate it but then kept it. The vendors at American Home Shield are informative and knowledgeable about the products that they work on.

Sam was the tech that came and it was his second time in my house. He installed a garbage disposal in March and he came out again for the toilet service. I was scheduled to be between 3:00 and 6:00. He called me at about 12:30 and said he had some time between his next service call. He got here about 1 o'clock and it took him less than 10 minutes to do the fix. The toilet is working better than it ever has.
I've had American Home Shield since I owned my house in 2013. They stand behind what they do. I had a refrigerator go out and they gave me $700 to purchase a new one. I'm just happy. Their service checks are good. It's a fair return on the investment. About five years ago, I changed my home warranty to one that was a little cheaper. When the motherboard of my heating unit went out, I called and the techs that came out said "Well, we don't cover that." I had to read the fine print. That made me go back to American Home Shield because you pay your service charge and everything else is covered. To me, they were the best home warranty in the business. My dad has it for his home and so does my sister. It's a family thing.

They talked to American Home Shield who recommended getting a whole new washer. I decided to do the cash option because they didn't offer an LG washer. I haven't received my reimbursement yet, but I was luckily able to buy it through Lowe's and have it delivered on Saturday. American Home Shield is pretty good. Julian was very customer-oriented, and he figured out what was going on with the old system. We're going to purchase a new system through ProConnect. The old system was 28 years old and he said, "Well, you're gonna fix this one, and I can fix it if I can find the part." He had been out because a thermostat was not working. It died from static, so he fixed that. Then a few days later, we had this problem where when it heats up, if it was warm enough to stay in stage one, it was fine, but whenever it went to stage two, it couldn't keep the temperature up. He did figure out what the problem was. He went off to order the heating unit and the resistors. In the interim, a gal called Julian and said, "You had mentioned a new system." So, we talked about that for a while. I decided to get a quote from AHS and it was outstanding. So, we're in the process of putting it in.
We haven't encountered any problems with the heat at this point because it's been warm enough here that the first stage is enough. We're waiting patiently for the new equipment. I call American Home Shield if I can. I prefer to call them in because their website doesn't have the option to select vendors. If you call in and ask who's available, they'll tell you the list. They can see it. I have had a problem with one of the major vendors in this area, so I don't want them back and that was how we got Julian. I called in and they recommended him. I get him and I couldn't be happier. I would recommend AHS to stick with him. Overall, I've been really happy with AHS. We've been living in this home for two years, and we had some older faucets that were dripping. I needed a plumber to come out and fix those. I called American Home Shield and they asked if I was starting a new claim or checking on a current work order. They sounded like they operate with a lot of foreign callers working out of their homes. And some of them are easier to understand than others. But most of the interactions I've had with them are very good.
Most contractors were able to do everything on the first visit without leaving. I had an issue with AHS where the contractor they sent out to initially assess my problem did not do anything. Ran through the house. They offered a solution where I would have to do all the work to get the parts. I called AHS, told them, and they were very understanding. The lady kept me on the line while she called several other plumbing companies to make sure that they could do exactly what I needed done while I was on hold, came back, set me up with the Lindsay Company. And everything went smooth from there.
I like the wide range of services American Home Shield covers. It's fairly inexpensive for what I pay for. A major house repair could easily exceed what I pay yearly and based on the service call. So, it has been beneficial for us. If you're moving into a previously owned home that is 10 plus years old, you should go ahead and do it. It would be the best thing for you.

American Home Shield has been pretty good. I recently had an issue with plumbing. The plumbing company said that something was blocking one of the drains, and American Home Shield said they wouldn't cover it because they don't cover blockages when I thought they did. They said they cover stoppages, but then the issue was something hard in the drain. They don't cover that. I was like, “Well, how do I know that if I don't know the drain could have collapsed?" They never put any cameras in the drain, but they're saying they don't cover that. The sink works. It just drains very slow. So, American Home Shield is okay but it's not great. They also use a lot of unprofessional vendors. I feel like they don't use any big companies. They use a lot of small companies, and a lot of them have really bad reviews.
Recently, I had to get a second opinion because with the plumbing company they did send out to fix my shower, I was gonna have to spend like $1,600 to fix the drain. That plumber came out and he was able to fix it that day for $30. He said, “All I need to do is get a new drain.” He went to Home Depot and picked it up and fixed it in less than $30. The other company was trying to charge me $1,500. So, there are a lot of shady vendors.

My experience with American Home Shield wasn't the best this time. My heat pump had went out. I feel like there was a lack of communication between American Home Shield and this other company that they deal with. The communication was terrible. It's not fair for the customer when you’re left hanging. They didn't have the part that was available. No one told me that. I had to be the one to take the initiative to make the phone call to them to say, “Hey, it's been almost a month. I've been going back and forth with this company. What's going on with my equipment?” They said I canceled the contract. I said, “I never canceled anything. No one touched base with me about any equipment not being available.” I had to be the one to make those steps to get things in order.
I've been with AHS for years, and I feel like as a customer, the amount of money I had to come out of my pocket to get this system put in is ridiculous. I paid my premium every month for years, and I feel like this is a multimillion-dollar company and the customer has to spend out this much money. I had to pull money out of my 401k to cover the expenses for this new heat pump. I was like, “This is not fair to the customer.” So, I've been thinking about canceling my contract with American Home Shield because of this. I just think it's not fair. I should not have to come out of my pocket almost $4,000 in exchange.
This company that American Home Shield does business with didn't send us anything in the mail. I never received a letter in the mail making me aware of this third party they deal with. I was never made aware of that when we were doing the contract. AHS outsource, money-wise, to this other company. I didn't understand. I just thought that was not professional of American Home Shield because I had never received anything that says, “Hey, we’re in business with another company that helps us.” There was nothing.
I certainly hate to hear that you have received less than satisfactory service & I apologize for the inconvenience. Thanks for sharing your feedback. Have a great week.

Between the phone calls and not being able to understand some of the foreign accents, it was just infuriating. But most of the time, the contractors are working with Home Shield. All I have to do is call and say, “It's not working again.” Then they say, “Okay. We'll dispatch them again.” So it's gotten much, much better.
Our air conditioner completely quit working in early March. The company that came and repaired it told Home Shield that it just needed cleaning and Freon, which absolutely was not the case. It wasn't working because it was dirty. When I called Home Shield back and told them it was absolutely unacceptable, they didn't give us a new company but they got a second opinion for us.
It's sometimes very, very hard to understand some of the customer service reps. I try so, so hard to talk slowly and listen hard. Sometimes I would say, “Oh, gosh. Can you please say it one more time really slowly?” But it might be just a product of me being on a Wi-Fi call because that's how I make all my calls from my office.

I have three houses with American Home Shield. I'm happy. Sometimes AHS made an appointment themselves or they got an appointment from the contractor. They let me know, for example, Tuesday between 8:00 to 5:00. And I usually ask them to call me half an hour before. Sometimes, they even give me the company's number so I could reschedule it if I wanted. Recently, a contractor came and fixed the problem. The AC's capacitor burned and they replaced it. So far, it's working.
The contractors were good in general. But one of them gave me a hard time because he was supposed to come between 8:00 and 5:00 but he came at 8:00 PM, and it looked like he did private calls. I told American Home Shield, "The problem is still not fixed and I don't want that person to come. I want you to send somebody else 'cause I can deal with him." I dealt with him a couple of times because it was a long process. He ordered a piece, it didn't work. He had to order another one, which took another few months. And when he came, I didn't like anything about it. I asked AHS to give me another contractor for that problem and they did. Somebody came, found the problem, ordered it, and fixed it. I told my son to get American Home Shield for his home. He just bought it.

The app is very efficient and very easy to use. When I put my address in, my contract comes up. It's a lot better than it was a couple of years ago when they kept me on the phone forever and I had to call back several times before I could get an appointment. My dryer wasn't working and I put in a claim in the app. They sent me a date, the contractor's name and number, and an email and a text to follow up. It was an immediate response.
But the window is challenging because they gave an 8:00 to 5:00 and I would have to wait all day. But this time, the contractor came at 9:00 and they called and texted me that the technician was on the way. He showed up about five minutes after the text and looked at the appliance. He told me what was wrong with it and he was able to fix it right there. AHS is a great warranty to have.

My pump went out causing the system to not work. A.R.T. Heating & Air Conditioning came out the same day I was contacted after I submitted the claim. The tech assessed what was wrong and told me that they needed to order the part. It took about two weeks and I had to reach out to them. They called the manufacturer and they couldn't find the order. The order was placed and he said he'd call me back when they called him back, which took another week and a half. Other than that, everything else was fine. Everything was good after they came back out.

American Home Shield is kind of pricey. The rates have gone up since I had it but I'm happy with it. My heating stopped working and I called them. They returned the call and connected me with a heating company here in the vicinity. The contractor called me that day, came out the next day, and took the numbers that they needed. In about three days, they came back with the part and put it in.

I have used the plan that I have three times and it has always been very satisfactory and worked out good. The most recent one was for our washing machine. One of the shock absorbers was broken and every time it was going into the spin cycle, it would start booming. I called American Home Shield and told them what was going on. They said they would get somebody on it right away, which they did. Within two days, Cal Appliance and Repair had sent out somebody to look at it and diagnosed what the problem was.
Unfortunately, they did not have the parts in stock so they had to order it. That took the better part of a week for it to get done but that was okay. They got it repaired and everything's working the way that it should be. American Home Shield is well worth the monthly fee. I've looked into how much doing what they did would have cost me. It would have been cheaper for me to buy a new washing machine than to pay for the repair have I not got American Home Shield. It's a good policy to have.
