Thus far, my experience with American Home Shield has been good. They've responded well. I have service appointments, and I'm pleased with them. The only time there was a delay was if it was a holiday the next day or if it was the weekend. Other than that, it's been the next day. It's within 24 hours. I'd hear from them about who was gonna call and make an appointment, and about the company they'd use for the repair. They let me know who it is. So, if I have a problem, I can let them know and they'll change. I report my issues online and their website is user-friendly. I'm 73 years old and I can use it. As far as the price, it's a little high, but I'm a widow living alone and the extra $20 is worth it to me because I don't have anybody here in the house that could fix anything. It's helpful to me because I'm alone. Service has been very good.
When my clothes dryer, which was relatively new, was working but it wasn't heating anything, AHS had Sears out here within 36 hours. It was a little thing to fix, but he tested it and fixed it in about 40 minutes. He knew what he was doing. AHS sends competent people. I had a heating and air problem back in July when it was hot, and Cool Care came twice to fix it. Then I had a heating problem in January and they handled that, too. So, the people that AHS chooses to do the work are conscientious and responsible people and I'm happy with them.

My stove's computer board had gone bad. I called American Home Shield up, let them know what was going on, and paid the $125 deposit. They gave me an order number and the phone number for the company. I got ahold of the Sears people because I wanted to make sure it got done quickly. When your stove goes out, you don't want it to take very long. The company said, “Well, we've already got it.” I gave them all the information on the stove, so that way, they would have all that information available to them immediately. The guy was out the next day. He came in, figured out that it was the computer board in it, and he ordered it. Within a couple days, it was at my door. I just put it in myself, which we had already agreed upon that I could do that. So, he didn't have to make the trip all the way back out just to plug in two wires and screw the thing back in because I'd already pulled it out for him. Overall, AHS got the thing done.

Junior, the electric technician that they sent out here was very good, nice, and he well performed his job. He didn't stop until he got me going. The claim went well. However, he asked me if it was a socket behind my dresser and I had forgotten because I had quite a bit going on and I told him no. And that was why he had to make the second trip because that one was messed up too. He said it was melted too. So far, everything's been working fine now.

I've had AHS for six months now. I was okay with their portion of the service, but I was extremely dissatisfied with the independent contractor they had. It was Orea Real Estate. They dragged their feet. Initially, I never got a phone call when they were coming out to look at the washer. Then once they looked at the washer, I never got a follow-up back on whether they were repairing or replacing it. I called them and they said they were gonna go ahead and repair a few parts. After that, they came out, couldn't fix it, and disappeared again. It took a couple of more weeks before they finally called me back, saying they were gonna replace it. Now, it took a couple of more weeks to get it replaced. It took over two months to have a new washer put in.
I was dissatisfied with the vendor. American Home Shield ended up giving me half of my service fee back due to the inconvenience we were having, which was very nice to do. But that was all they really could do. They couldn't change anything else besides not having that third-party vendor come back out again. I like the idea of the program that AHS is doing. I just did not appreciate the third-party service. That's the only dissatisfaction I had. My wife used them for years in our own house and never had a problem. This is the first time I used it.
Thanks for bringing this issue to our attention. Please know that I'd like to look into this further. Send your contact information to consumeraffairs@ahs.com and I'll be back in touch with you soon.

We have the Monogram built-in fridge and we requested for a service on it online. The AHS website was pretty easy to use. Then, the tech people reached out to us and took care of the repair. The first time they came to do service, they said it would be good to go. But three months later, it broke down again and there were some parts they had to change. In total, it took seven months to finally get the fridge fixed. But so far, its performance has been good. AHS also sent out techs to do the tune-up service on my ACs and everything was taken good care of. We're happy with the service from AHS.

GE Appliances came out recently and I wasn't very happy with that. They came out to fix the dishwasher that the door was broken. And the guy just took the pieces that had fallen out and put them back. It looks misaligned. It's working for the time being, but I don't expect this to be a long-time fix. But overall, the techs have been fine. One time, they changed the locks and that was fine. They did a service on my furnace and that was fine too.

Our dryer was making a very loud noise. I submitted a claim with AHS through my PC. The process was good but not great. It was very easy to submit the claim. However, I had an issue with the repair company, Sears. I would never have chosen them. There was no way to decline them and request another one. In general, AHS has very good contractors. I've been well pleased with most of them. But, there needs to be a way if there is an issue that I could get a resolution or be able to tell them, “I don't want Sears again.”

American Home Shield sent Patriot Plumbing and they did an excellent job. Something with the faucet was leaking, and it wouldn't stop. They tried to fix it and then they replaced it. Everything is working much better than it was before. The two guys that came out were excellent, and I would recommend them. I was very satisfied with the work. I'm very pleased with American Home Shield. They had somebody out calling me as soon as I almost hang up the phone. Once I put in my claims, they said, "Hey, this is gonna be the person that contacts you." Then they contacted me within a very reasonable time. I didn't have to wait at all. I really like that. I would highly recommend AHS.

AHS home warranty is a scam. I am surprised it's happening for so many years. I see multiple people having same issue. People who benefitted probably very less. My garage door opener broke, they denied coverage saying rollers are not good, just knowing it's not covered, costed me $100. I installed new garage door opener from other technician, he said everything is fine. I called AHS, they said they won't take opinion, if I want they will send someone else from their end for another $100 for second opinion. What a joke. If you are buying it, all the very best.

I had filed a claim with my home warranty in August 2023 because my refrigerator is not cooling. The first contractor recommended to replace the refrigerator or the compressor. The home warranty sent a second contractor who replaced the expansion device. A's Appliance was the 4th contractor sent to my house in December 2023 to try to repair my refrigerator. They have replaced 4 parts in my refrigerator one of them twice. The last time 2 techs came on site and the fridge still not working. Woke up to a warm refrigerator and my with 3 new boxes of ** completely warm. This medication is only good for 30 days after reaching ambient temperature- is not a cheap medication which I had emphasize to the contractor and the home warranty. I also have 2 children that require medication to be refrigerated (** and **) which is not cheap either. This company doesn't care.
I'm not sure if the contractor has a deal made with the Home warranty not to submit for replacement in efforts to scam the customer. This company refuses to recommend a replacement for my refrigerator. I have called the home warranty to recall the claim 3/14/24- I'm expecting a call to reschedule for them to come to my house again for the 5th time and I'm pretty sure they will not find anything or recommend another part to be replaced. They are a fraud. AVOID THIS HOME WARRANTY COMPANY.

Tip #1 - check your policy for how long the insurance company gives themselves to respond and to get a contractor out to repair. NOTE: when your hot water heater breaks down you need immediate service, not service that takes more than 2 weeks. If you are a home insurance company that takes "customer satisfaction very seriously" as Jasmine ** claimed in her letter response to my BBB complaint, then they should allow for an escalation path via their offshore customer support call center.
I filed two requests with this company, both of which were promptly ignored. It's likely because I live outside of a city center and therefore finding a service company to respond is a bit of a challenge. My suggestion would be that if a company cannot actually do what the policy is for, then they should decline coverage to begin with. They should also advise the call center not to say things like "we'll follow up by Monday" when the policy states a re. Another suggestion would be to actually communicate with policy holders stating the process is taking a bit longer than expected, or, any communication at all would be better than nothing, which is what I experienced.
None of this was done. They took my money, they took the additional fees and then when they could not provide reasonable service for a broken water heater, they gave themselves three weeks to give the additional fees back. And, since I discovered after the second attempt at help that they simply cannot help, I asked for a refund and was told I'd get a very, very partial refund despite the fact that they had a complete and total failure to provide the service for which they were paid.

I contacted them for plumbing, HVAC, appliances, garage door, and roof issues within a year, The companies that they use are very unprofessional and very unethical, plumbing took over 6 months to repair the simple issue with the shower spout, tub drainage cleaning, and bathroom faucet that had very low pressure, they installed cheapest sink faucet may be cost $30, had no pressure and he installed it not even correctly and was moving around also he did not install sink drain overflow which it comes as a set with new faucet when he tried to clean the drain, he took the bathtub stopper, not sure what he did with it, for shower spout he starts banging the spout which it causes the pipe behind it to start leaking inside the wall and a few days later I found signs of leaks on the ceiling and I had to hire a local contractor to come cut the ceiling and fix the issues with plumbing and repair the ceiling.
It took the contractor over 6 months trying to fix this issues and I end up having to replace the shower head, diverter, faucet, spout, stopper, new sink faucet and stopper with local master plumber that they know what they were doing, one simple issue end up for me to pay $125 deductible to AHS and $1800 for local plumber to fix the issues that caused by AHS vendor.
9 months ago, I put an order in to check my unit in the attic area because two of the rooms were not getting cool as usual, the contractor AHS hired to check the unit, and he went to the attic all the connections to the vent system are normal and he recommends that I should add 1 more vent on both of the rooms that are not getting cooler, I was shocked but I said "ok" let me know what does that cost so your company can install it for me. Meanwhile, he said he would check all the units and let me know if any issues with the outside condenser, he proceeded to check all and stated capacitor in the unit in the attic needed to be replaced, again that was odd to me because units are working perfectly and they are only 2 years old (all unit are trane system). My service call was to check the vent because of 2 rooms not getting cooler than all other rooms.
Anyway, he changed the capacitor and left, and 30 days later the unit was not working at all, I called AHS and stated they needed to have them back and fix the issue, and they said since 30 days had passed, I needed to pay another $125 for new service, I paid and I requested another company to visit my property, new HVAC contractor came in and told me that my Compressor is leaking, they said for the unit this young they should not have leaked this early, I explained to them AHS send someone last months and he told me capacitor is not working which I express my concern to new HVAC contractor that this unit still under warranty and I am not sure why he change the capacitor and now this issue. anyway, they changed the compressor and did not cost me anything and it was covered by AHS.
In October of 2023, I put the service in for my wall oven knob seems is a little lose, my gas oven one of the burners when we turn it on, the igniter keeps clicking, and the dishwasher needed a new seal and one of the screws on the side is missing, also my washer machine needs a new seal. The contractor comes in and checks everything and orders the part then he comes back 2 weeks later, he fixes wall oven knobs and tight the screws up, he changes the dishwasher seal and washer seal, the burner he brings the part but somehow they need something else, the contractor left and I did not hear from anyone for 3 months, I contact the AMS and ask what is going on, they said my gas oven parts no longer are being made and I need to buy a new oven, I said this oven is $16K and you want me to replace it for $3K oven, as of today I have not heard anything from them and screw to dishwasher still not installed and the wall oven knob again needs to be fixed.
2 months ago one of the garage door torque master cables got loose and the garage door would not close the door, I made a service call and paid $125 for the issue with the garage door, and they sent someone from 495 Garage Company, prior sending someone to look at the issue, I get emails and texts that if they have no access to the garage they will charge me $50 for return, also any deductible with my home warranty, I have to pay them in cash, Zelle or Paypal, the credit card will have extra charges. Again this raised the red flag for me, as a customer that is using AHS, we are not supposed to pay anything to this vendors that working for AHS, not sure why they would email and text me this information?
The contractor showed up before he came inside the garage, and he told me it was not covered by AHS, and the cable was not part of the AHS-covered items, I said the contact stated all torsion which this cable is included, but he continued to argue with me that is not covered and said look the camera over there, this is being recorded and I will make sure everyone can see this, he decided to walk out right after, I called AHS and told them about it, first representative kept telling me that vendor said it does not cover and we are rejecting this service, I said read my contract, it stated all component to torsion and springs are covered, AHS customer service kept telling me that she can not see the contract and they are having issues with the internet.
I asked why I could see it and now you are trying to lie your way out, she said she would contact the vendor and put me on hold, within 2 minutes somehow she connected me to 495 Garage Company but she was not on the phone no longer, I hung up and called the AHS again, I spoke to another lady that she was very helpful and explained it to her that vendor they use had no idea what he was doing and the contract stated all torsion is covered, she agreed with me and she took the note and she stated that she can send someone else, I stated, "I am not going to wait and have my garage stay open another day until your vendor comes, I will call the local vendor that I used before to fix this issue." (FYI local vendor showed up within one hour and fixed the issue for $250). I requested for them to refund my $125 to my account and they agreed to reverse the charges back to my account.
Last week we had heavy rain and one of the guest bathrooms leaked into the ceiling, In my sunroom area I could see a small water leak from the roof, and the primary bedroom also had a little water stain on the ceiling, I put the service for AHS to have roofer to visit and let us know the issue, I received a call from a roofer for Wednesday, March 6th, 2024, they will call me the time, no one ever called me and nobody showed up, next day someone from a roofing company called and said he is 1 hour away and will be in my house to check the roof, I said, "Ok see you then."
He comes and goes on my roof, 30 minutes later he knocks on my door and shows me the issues with my roof, some nails coming out, caulking is missing around the ventilation piping, I guess some birds chew one of the shingles, and he said the sunroom roof needs to be replaced, he stated that AHS will cover some but will not cover the roof replacement. I said okay, I got an email today and AHS stating that they do not cover it and I have to pay $360+ to them directly to fix the issue. My recommendation is to all people reading this, DO NOT USE AHS, they are not an ethical company and they will take your money, lie about the contract and the worst part is, they hire worse companies to do the job and these companies either they send rookies to assets the job or they just terrible management and very unethical companies.
For plumbing and HVAC they use UNITED AIR TEMP INC. For appliances, they use KASANET LLC. For the garage, they use 495 GARAGE DOOR INC. For the roof, they use ALTERNATIVE ROOFING, INC.

American Home Shield is horrible and I'm about to get ready to cancel them. When I call them, I'm still out a whole lot of money so there's no reason for me to have them anymore. I might as well just save the money myself then pay for whatever things that I need. I needed them to come over and look at the refrigerator and the stove but they couldn't repair it. Now, I have to go buy another refrigerator and a stove.
When Lake Area Appliance came out, they didn't care. I was telling the technician, "Y'all have been already out here three times looking at these same appliances." All I was asking for was a credit where I can get some more appliances because the appliances are old and didn't work. The glass is shattered on it. American Home Shield didn't even try to help me. They did not offer to fix it or offer a replacement. They said if I wanted to buy the part, I could get the part from Lakewood and have them come out and do everything. Why would I do that when I paid them to replace and fix everything?
They used to be so great. I've had them near 15 to 20 years, which is a long time to be paying them $89 or $99 or $100 and the stove ain't gonna cost them no more to replace a used one, $300 or $400. I paid for a stove 100 times over with them for 12 months. I also had to replace my AC unit in my rental houses and they have not paid for them. I still gotta pay $6,000 to replace my AC unit.

I've contacted American Home Shield via phone. They have contractors they assign the work orders with. The plumbing company called me. In the interim, they scheduled an appointment for them to come out. They came out and did what they would do. And we went from there. The individual I spoke with appeared to try to get the problem rectified. I've contacted them within because this was a follow-up trip. Unfortunately, they were coming back because I had some concerns. So, they informed me that it was within that 30-day window and that there wouldn't be any additional charge for me. The gentleman informed me that he would contact the company and have them contact me and schedule a follow-up. And he was very courteous.
I should have followed up with AHS because I'm not completely content. I took a shower a couple of hours ago, and I still have the same problem. It's not consistent. Sometimes my water is hot. And now, we're talking about early in the morning whereas to the water should be hot. I prefer warmer water. And it's not as hot as it should be.
This problem didn't occur prior to having it repaired. My water temperature was fine. The first visit, when he came in and replaced that little cartridge inside the wall, he didn't test it when he was here to see the temperature of the water. The second time he came, he said that the water was a good temperature. But it's still not to me. I could go in the other shower in the other room, and it's a wonderful experience. So, I'm not 100% happy with it.
The first time that he came to replace that cartridge, the water dripped. I could take a shower tonight at my regular time, about 8 o'clock, and I would cut the water off and would drip a bit. But sometimes in the morning, before I get up and get ready for the gym, I could hear that water dripping out of that showerhead again. So, I don't know if I need to replace my showerhead at this point or if it's holding water. Maybe that's the culprit. I would have my husband replace the showerhead and see if that could be a determining factor. Other than that, I always give AHS plenty of credit. I like the company. I used them a lot many years ago. But the pricing keeps going up. I'm not happy with that. A monthly charge should not be that because I don't use it that often. But as far as their service, I'm very impressed with the company.
We appreciate your business and value your feedback. If there is anything else we can do for you, please let us know.

I had a plumbing issue and the AHS representatives were very helpful. I had an issue with one of the companies they selected to help me because the first tech was not very good. He came to my house, knocked my door a couple of times and just walked away. He canceled the request. But I was in the shower at the time. So I had to call American Home Shield back and they routed me to another company. I got somebody in the next couple of days and the contracting company which eventually came was pretty good. The faucet had to be replaced, so they got a new faucet and they replaced the old one. Since then, I haven't had any leakage.
American Home Shield's call center is also responsive. It's mostly a US call center and most of the time, it's easy to navigate through them. They take the time and effort to route the call. But the issue they have is with their network of local repair companies. In terms of their choice of the providers, I'm not sure how much they back them. It would be better if they can have a better network of providers who are responsive, understand the American Home Shield concept of how to service customers, and can be more sensitive to the customers. But for most of the times, my experience with the techs had been pretty good. When I had issues with the air conditioning and the furnace, the techs came and fixed them.

The plumber put a new handle on the toilet because it wasn't flushing properly. And the chain kept on breaking. One guy came out and said he adjusted the chain. After a couple of days, the chain broke again. Then, they came out again and replaced some tubing and the fill pipe. Now, it's constantly running off and on after you flush the toilet throughout the day. They think they can fix this by whatever they're doing but it's not working.
When this started, American Home Shield was gonna give me another plumbing company, which came out six months before. The guy had shorts that were probably 20 years old, scraggly and had a rash on his legs. So, I told American Home Shield about that and they said they were going to give me another company. The other company they sent out couldn't come out to my service address. So, AHS changed it to this company I'm with now that tomorrow would be the fourth time a plumber comes out. It's been a nightmare. I'm almost thinking I should change companies. When I lived in Visalia, we had to have an air conditioning replaced and a new microwave, and whoever they sent out was awesome. But out here, there’s been problems. AHS is confusing. I’m not sure if I want to stay with them.

My husband and I both work and every time we need something repaired thru AHS, it's going to be a two days off work trip. One day, the techs are just going to come look, then they got to get the work approved, and they got to come back. So, it's almost easier to get something repaired ourselves and not have Home Shield. Aside from that, one of the places they sent had a lady in their office who was so rude. When I was trying to tell her my problem, she didn't listen. She just responded. So, I finally had my husband call her and he told her that she needed to listen to hear and then she could respond when he got through talking.
She was also rude to my daughter. She called and said that the techs could come between 12:00 or 1:00 and 3:00 or something. So, I had somebody coming out there at that time. But she called again and said that they got to come early. I told her that I didn't have anybody there, then the rep said she didn't know why not and that we needed to have somebody there. But it's hard to have somebody sit out there all day long if they tell me that they're going to come after lunch. My daughter was having to miss work to go out there and sit. Other than that, the technicians we’ve had to come out to our home have been really nice and they explained everything.

American Home Shield is funky because everything has to be broken before contractors would come to take care of anything. I'm not gonna renew. They made sure they had it because there are a lot of things wrong with the place when they bought it, but they're not helpful. So, it's not worth it. I have to get somebody else in to fix it the right way. They only fix what's visible and they don't go further on. When there's something else going on, they do a superficial fix. But the recent tech took care of both problems. One was the icemaker's frame was broken. He fixed that. He couldn't fix the other one because it was an old stove they left there. And it just doesn't do well. Certain companies are better than others that AHS send out. Axis is good. The appliance company seemed to be the best one. The plumbing company was okay. They came out and fixed the problem that came with what they did, but I paid two deductibles.

I forgot that I had American Home Shield. I got to thinking about it, said, "Let me call them and see if there's anything they can do and help me." They made an appointment and had somebody to come out. It was easy. I had a bit of a problem this last time, but they made good of it. They had some guys to come out. They didn't have the parts, so they had to order it. When the part came, AHS sent another tech out. He came out and did it all backwards. So, I had to call back within 30 days. I would have let it go, but I had to pay for it so I went ahed called, and see if there was anything they could do.
AHS sent back out the guys that had the part ordered the first time. They got to looking at it and the part they had wasn't good. So, they went to the store, bought another set and replaced the whole thing. That was good and I had no more problems. AHS is a good company to work with. Even though I took a bit of time calling back because I had a problem, they still made good with it.

Sometimes, setting up the request is better over the phone. That way, when American Home Shield charges you ahead of time, no matter what, the item is gonna get fixed. But it’s in the contract that we signed that we pay that upfront. My first two claims were terrible but this one went okay. The turnaround time could have been a little quicker but it wasn't that long and when the techs came, they had to order a part. So, it was about a week and a half, which was okay.

I heard this clinging noise in the furnace. I called AHS and told them I needed them to check it. Their rep was informative. He told me that when you raise the temperature up and down, sometimes it does make that popping noise. But this is a new home, so I was unfamiliar with that. Having AHS is costly but their price is reasonable.

The furnace was making a noise. I called AHS and the guy on the phone took my name. Then they called me back and they got somebody out there quickly. The furnace is 22 years old and I wanted it replaced but the tech never replaced it. He kept putting the parts on and coming back. After he didn't get it fixed the first time, he ordered that part and the part didn't work. I didn't know if he ordered the wrong one or the part that he ordered was just torn up. But when I asked him what I was going to do for it, he said to keep it on emergency heat. And he said they'd have the part in a week or two. When I told him that my electric bill would be awful, he asked would I rather have heat or would I rather have a high electric bill. That was very unprofessional and I gave a feedback online about that. Then he come back out to the house and said that he'd seen it online. He told me he was sorry.
But my electric bill was $760 because of that man since I had to keep it on emergency heat the whole time while he was trying to fix the furnace. Also, the man that AHS was using was 77 years old. He seems nice enough, but I would have rather had a more reputable part company come out. Aside from that, I had my cousin who's a heating contractor, and he told me I needed a fan motor. But when the man came out, he said I didn't. Since the last repair, the furnace is still making that noise in the outside, occasionally, like it is the fan. I might need somebody to come and look at it soon again.

I've been very satisfied with American Home Shield. When I would call to file a claim, usually, someone picks up quickly and I've been very pleased with the reps. With their help, I would find out if the item is covered on my policy. Then they'd ask what's the problem and they’d find a provider that could do it. Whatever it is, the techs could say quickly if it's covered or not. They're usually very efficient and polite, too.
Today, the person I had was very nice. The other day, we had our dishwasher fixed and the techs who came out were very nice as well. The bottom and top racks of the dishwasher weren't able to open up well, so they had to order new wheel type things. A couple weeks ago, the guy came and ordered the pieces. Then the two men came to install the new pieces. They were here between 20 and 30 minutes and now, the dishwasher works very well. The timeframe was pretty good. I would recommend AHS to somebody else. The price is competitive but the rates go up periodically with the inflation. It recently went up from $75 to $100 per service visit.

American Home Shield has gotten better. It used to be that I called and I waited forever to get on line. I was so frustrated before I wanted to scream. Now, things seems to be a bit better. They might have gotten more people working for them. On the other hand, some of the people that come out to service are good, but some of them I'm very questionable about. There are a lot of upstart companies that want to get started so they go through American Home Shield to get work. It seems like a lot of the people that come out just patch up jobs and they do the least that they absolutely have to. They jury-rig things to get things going instead of putting in parts that they should, but maybe that's what they're required to do through American Home Shield.
An example is the last person that came out from the air conditioning company. I had another company come out to give me a bid, and they showed me a picture of how the last person bypassed an issue. He fixed the unit, but it was done in a slipshod way. I don't know enough about air conditioning to know if it was something that could have been done better or not, but a lot of the people that are hired, I don't know about the quality of their work. However, I've had good luck with Alchemist Pool Service. It's a pool company that has come out before, and I just called them again.

It’s better than coming right out of our pocket for everything that we wouldn't have expected. Recently, the compressor went out on my air conditioner. I called American Home Shield on the phone and explained to them what was going on. It was expedient and didn't take a lot. The local repair then person called and made a date to come out. He came on time and identified that the compressor was out, then he waited and ordered the part. He came back in a couple of days, fixed it, and everything has been fine since.

We keep renewing our contract every year with American Home Shield because we've had such outstanding service. We had them in California when we purchased our home back in 2001, and when we moved to Arizona, we continued on with them. I've researched other companies, and nobody offers what American Home Shield does. When our water heater went out, they replaced it for us and it works great. They assigned Pruitt's Plumbing, and they're a great group. We've never had any problems with them. We've had multiple other claims over the last years, and the reps have always been really helpful and good. Next week they're sending somebody out to work on our dishwasher.

Sometimes, it's a hassle depending on the situation but the last two visits have been okay. But we had one technician who really made it a heartache. Every couple of weeks, something would happen and he would fix something. He caused more of an inconvenience instead of just realizing that the dryer was no good. I also have another one that never got fixed. The microwave was gonna be replaced and the air vent up there was taken off by one company. They didn't put it back and said it was not their job. But they took it out to put the microwave in. How are they not gonna put it back up there? Then, when the other company came to replace the microwave, the air vent never got placed back. They said they can't do it because it was somebody else's work. I went back and forth and to this day, it's not replaced.
Then, I had an issue with my air conditioning unit and we went the whole summer with no air conditioning. The issue was something so simple that two technicians from two different companies failed to look at. One tech said something needed to be fixed and he kept raising the price. That was when AHS said that they would only cover this much and the rest of it out of my pocket. They paid us out and we found the technician to fix it and the issue was something so simple. We would have paid over $2,000 for things that wouldn't even need to be covered. But I've been with AHS since 2015 and those are only the bad experiences I have. I have had some great customer services reps who are very helpful.

The seals on them had deteriorated. It was still leaking after the tech left. It seemed like he did a good job at first, but maybe it was something that he didn't foresee. AHS sent another guy out and corrected the problem. I like AHS because it has come in handy a lot because we had a lot of heating and air conditioning problems through the years. We have to call them at least three times a year about a settlement.

I had a claim for the washer, dishwasher, and dryer. AT Appliance came out and I asked their tech about the shoe coverings and he said they don't have them and he had a very inappropriate attitude. For the dishwasher, he had to order a part and for the washer, he tightened some kind of belt on it, which was worn. He said that would resolve the problem but it only resolved the problem for one load. For the dryer, he said nothing was wrong with it, even though I told him it wasn't drying properly. He said the problem was the vent hose and they don't do that. But then, he offered to clean it for several hundred dollars. I replaced the hose on the back and the dryer continued to not dry clothes so I called back. Then, by the time he brought the dishwasher part, it was several weeks later and the dishwasher had started to leak. He said he didn't tighten a part. He was in and out of here several times and I had had it with them. I didn't want them back in my house but they had no other technician to offer me.
AHS went about trying to find someone else that would come and another gentleman came. He cleaned the things that spin in the dishwasher and he said that was the problem. He said it was caked up and he said I can use liquid detergent. But the dishwasher started leaking again so he came back and said he has to order a part. For the washer, he said the problem was that I can't use it on a high water level, which to me was not a resolution. Also, when he first came, he said he had only been given the order to look at the dishwasher. This seems to happen each time a serviceperson comes -- they tell me they're only here for one appliance and then they have to call. It's just been difficult. Now, they're ordering parts again for both the washer and the dishwasher. My clothes are piling up and I've been washing my own dishes. This is all from the same call in December and we're now in March. And AHS's customer service people told me I needed to place the order again and pay a new fee but I keep trying to explain to them it's for the same service. I've had AHS before and I've never seen such poor service with them ever. When this contract is up, I will not be renewing.

Our experience with American Home Shield is good. Recently, we had something in the air conditioning. Submitting the claim was easy and straightforward. They handled it well. I just phoned up a person at Home Shield, and they took care of it. They were very good and professional. I'm glad it wasn't the middle of summer because they diagnosed at first as just the fan being not working. Then they seem to have to go back to get permission. Then the compressor was gone. So, they had to go get Home Shield's blessing, which took about 10 days. Fortunately, it's the middle of winter. So it was cold here in Florida. If it's in the middle of summer, I would have not been a happy camper. The negative experience was that wait time to get authority from Home Shield from the vendor. Overall, the service is not inexpensive, but it paid for itself this time without any problems.

My refrigerator was broken and the service provider came fast and checked it. But one guy didn't do the proper analysis and it took almost two months to solve the problem, which would have been fixed in a couple of days. They changed a part and forgot to put some coolant. The next guy came and said everything was okay but I said everything was not okay and he said to check for one more day. It was the same the next day and they said to wait for one more week and that their appointments were not there. After one week, one guy came and he said there was a problem they need to fix and to get another appointment, which was another two weeks and I was very frustrated. I've used AHS many times, but this is one of the worst experiences with the provider. AHS was kind enough to listen, but they said there was no other choice for me but to wait. The request had been open for a long time. But AHS tried their best to do whatever they can.
They could improve their relationship with their service provider and they should have more control over the service provider rather than, "Oh, sir, that's how they are, you have to go by them." But other than that, everything is okay and they have a very good customer service line. Also, their workflow is pretty good. Everything is automated and alerts will come in emails and SMS, everything.

Filing a service request with American Home Shield is easy. I just go online and do it. I pay the 100 bucks and they take care of it. Somebody usually comes out pretty quickly and they try to diagnose as much as they can over the phone. Their prices are getting a little high, though, but I understand.
One time, we had someone come out for the dryer and their tech took everything apart and did more than he needed to do. He cleaned out my whole dryer and brought in his little Shop-Vac and Shop-Vac everything up that he got on the floor. He did the same thing with my washing machine. But the last guy we had was a little shaky. He fixed the issue but didn't clean up or offered to help clean up when my family started cleaning up.
Also, plumbing stuff takes a little longer but when our hot water heater had a problem with the valve, the tech came a week early. He had the part then and he showed me how to fix it and what was wrong. He said if it clogs again, just trim the little evaporator tube and it won't do that anymore. When it started doing it again, I went back there with a pair of scissors, took the back of the refrigerator off, snipped the thing off, and I've never had a problem again.

I called American Home Shield for my ice maker. The contracted company came out and the guy looked at it. He said that the ice maker component at the top was outdated and he ordered a new one. It took about a month and then he came back and put it in. This was on a Friday and he said that I should have ice by Sunday or Monday. But it didn't have ice by Monday. So I called them back and they sent someone else out. The tech did something to it and he said he had to get another part. He brought another part, put it in, and when he left, he said that I should be okay. When I went in, he didn't even have the ice maker turned on. So I turned it on. My wife and I had to run an errand. But when we came back, we had water all over the freaking floor. So I called them up again and they said that the guy was gonna come back out.
The guy wouldn't say two words the whole time he was here. He shut everything down and he said he had to get something else. So he came back, did what he had to do, and water was going all over the place again. He told me that I had a bad hose for the water, so I'd have to get a plumber. I called the company back and I told them that this was not working out. They said, “Well, do you wanna have a second opinion on this?” I said, “Yes, I do.” So they sent out another company. The guy looked at it and he said, “Well, I can see right now that your two little circuit boards in here are not working at all. You don't see anything lit up. And I don't know why the other guy didn't see that it wasn't lighting up.”
He told me that he was going to get me two new circuit boards. Then he put them in and while he was here, he went through everything. But it wasn't working right. He came down on his knees and told me, “Well, look. Here's a problem right here. The wires that are coming out that hook to the door when you open your door, he said one of them is kind broke. So what I'm gonna do, I'm gonna order a new wiring device for down here. So he did. Then the company called me and they said the part is in. I asked them, “Can you send the same guy out? Because if they send a different guy, I'm gonna hear a different story and this and this and this.” So the same guy came out. He replaced that, and I've been having ice ever since. But it took from October to January to get there.

I had a claim that I submitted for a garbage disposal. It was a very good experience. Somebody responded right away. I've had American Home Shield for about a year and it's been really great. They have been a vast improvement from the last company I had. It has been nothing but smooth sailing working with them. When I have to submit a claim, there's a website that I go to and I can easily go on there and select the services. In the case of my garbage disposal, I was able to select that and put in that it wasn't working. Then within an hour, I received a text message and phone call from the contracted company to schedule an appointment. It was very fast.
The companies are always reputable. I appreciate that they are companies that I can easily look up. With my previous home warranty service, they would refer me to companies that I've never heard of. They were companies that didn't have websites or reviews. So it was just anybody. American Home Shield uses companies that have reviews and clearly were in business and always professional. They're also very responsive. I will continue to use American Home Shield. I'm very happy with the price point in terms of the monthly pricing. The washing machine started rattling and sounded like it’d be coming apart inside when it was in the spin cycle. I contacted American Home Shield and paid the fee. They assigned the claim to a company that could not be reached and would not respond. So, I had to call them back. They eventually reassigned it to another guy. They got in touch with this second company and then about four days later, I got a call from the guy. They said the washing machine couldn’t be repaired. So they offered the cashout option. It took about three weeks to get that done and then the units were delivered yesterday.
When I had a heat pump fail, American Home Shield's cashout options did not fully cover the installation. I was told, “We'll show up, send a unit out here in a cardboard box. And you have to pay extra to get it installed.” I'm not an HVAC individual. My background is in biology. So, that pretty much ended up with that. To me, replace means install as well. According to the company that came out, the installation was about equal to the cost of the unit. I ended up having to go to arbitration with the bunch. So I had to pay somebody to handle the case. It ended up costing American Home Shield about $500 more than the contract amount, which I would have been tickled to death with in the beginning.
The American Home Shield is an insurance policy, essentially, would either repair or replace. Over the years, I had been tickled to death with American Home Shield. Over the past several years, their services have gone down dramatically. All in all, American Home Shield seems to be able to deal with some instances in a very precise and even-handed manner. But for others, there's not even a remote indication that they believe in the repair philosophy.

A Sears tech came out to fix the electrical problem that we had with our light switch most recently and he did a great job. We got our problem resolved and we were pleased. But in the past, we had some issues with American Home Shield. We had issues with our air conditioner and they kept denying us. I kept calling and the people I spoke to did not understand. English was not their first language and I'm not putting them down for that but when customers call and they have a complaint or a problem that they need resolved and they're stressed, what loads the stress even more is when you have difficulty communicating with the company representative.
It was frustrating for a long time and I almost stopped. It wasn't until I really got someone whose first language is English that things began to change because she understood what I was saying. And I don't think it was so much just an English barrier problem but it was an experience that she understood. Also, there were people that American Home Shield sent out to resolve it who were horrible. They were gonna send the same company back so I told them those people were not allowed in our property because they were not understanding or sensitive at all. In the end, they ended up replacing both units that we had so we were very happy then. That was the last time that I was very dissatisfied. It's enough to fill a bathtub and then that's it. That's just limitation of the tank. They said they can do some stuff to kind of remedy the situation but it's not broken. I wouldn't expect AHS to cover something like that but it kind of sucks that I had to pay $150 to find out something that could have been a phone call and maybe not have charged me that much. I had to pay extra, which I wasn't expecting, because the man who was doing the repair told me that it would be wise to change the rollers on the track and have the other spring replaced because if the first one broke, then the second one is about to break also. So, I paid $500 out of pocket. The contractors were very professional in the two jobs that I had done. They were very experienced and gave me a lot of info.
I was not happy with the overhead door because AHS was having a hard time finding somebody. I got a call within a couple of days from a repairman and he told me he couldn't do it because he didn't have the equipment for it. So, he referred somebody else to me through American Home Shield. The repair guy replaced the rollers and both springs and greased the door as well as the track. He did everything within 45 minutes. The door works awesome. AHS provides quality work and experience, and good help. I had the refrigerator done and that man was also very professional and knew what he was talking about. I learned a couple of things from him. I was expecting more but $215 to get a job done that would cost me about $600 is not bad at all.

Submitting a claim has been perfect but American Home Shield doesn’t let you know what you’re gonna have to pay before having a number in front of you that you have to pay or it's not getting fixed. The communication with the contractors seems poor as well as scheduling. They over-scheduled for the amount of time they're gonna take to be able to get there. We are now on our fourth person to come to our house for the same problem. So, the quality of work is not great.

For my recent claim with AHS, they couldn't find a service agent in my area and they said that I could find one and get them approved, but once I started that process, it would be 100% up to me to find someone. I said, "No, I'm not gonna take that." They were able to find someone to fix the problem for me and he was excellent. He did a thorough inspection and checked out what I thought was a problem and gave me detailed verbal information about it. He was very good at his job.

My experience with AHS was horrible. My air conditioner would not go into defrost mode. I filed a claim through their website because it's hard to get someone through their customer service line. It's also hard for me to understand the customer service reps at AHS. Most of their customer service agents are third parties in a different country. I got a text saying that it had been scheduled. I was given a time. On the date for the repair, the contractor decided to come early. No one was there at that time. So if I was given a time between 11:00 and 2:00, they decided to show up at 9:00 AM. Furthermore, that particular contractor told American Home Shield that I would need to pay $400 to rewire the compressor outside. And that was not the case.
I'm a state-licensed union electrician. There's nothing wrong with the wire. Bad on the contractor and even worse on American Home Shield for not vetting that whole synopsis of what was wrong with my air conditioner. I got a second opinion through American Home Shield. The issue is still being resolved. It still has not been fixed.

They find ways where they don't have to pay. Every time I call for some help, I always gotta pay out of my pocket and it pisses me off. They don't cover anything. They took money and they weren't supposed to. They were supposed to give it back to me, number one and number two, the last time I had to file a claim, they said they wouldn't pay the whole thing because my furnace was too old. But if it had been 2023, they would have fulfilled it. My furnace went out in January 2024. They got away with that. They also had to replace something in my refrigerator. For our recent claim with AHS, our dishwasher was not working. The service provided by Clark’s Appliance Repair was fine. All he had to do was replug it in and reboot it and that was it. So far, AHS has come for anything. I don't feel like you get nickel and dime when you need it or, “That's not covered.” Anything I've called up, they've covered and had some appliance company reach out to me within the week and the situations have ultimately been handled. The people who have come out are courteous and they get the job done. There was a time I had to wait for a part for a couple of weeks, but it got done. I'm pleased. Nice to have AHS.

American Home Shield overcharged me for my plan, and ever since I renewed in December, they were supposed to credit back the amount, but I'm still waiting on that. I've had to call about six times, and they still haven't credited the difference back to me. Phone call after phone call, the reps are all from out of the country. Another thing is when someone has something that could make even more damage, they don't care and they don't have any contractors that will come out over the weekend. If someone gets something on the weekend, they might as well forget about it.
It doesn't matter if American Home Shield's people will not accommodate them. They're out of luck for the repair they need. I had water coming out of my refrigerator and it took American Home Shield a week and a half to get somebody out, so I just sopped up water every single day. It's been ridiculous. It's all been taken care of now, but for one refrigerator in the garage, they had to come out three times before they finally gave me a new one.

I just can't make updates on that. AHS provided me the name of the company that would be coming out. I did another claim to AHS for a light that went out in my kitchen. They were not able to assist me. When the contractor came, he stated that they can't fix lighting. I put the claim as electrical, and they were saying because of the fixture, they would not adjust. American Home Shield had a contractor come out and replace the igniter in my oven. Four months later, the igniter went out again so I was not happy about it. I didn't want to pay for another trip out. But I can't go without my oven. I cook a lot so I paid another 80 bucks for another visit. It was a different guy that came out. He didn't have the part. The first guy used a generic igniter that you could use on any oven. The second guy said, "You could go with a generic igniter or you could go with the one that is good for this particular model.” I said, “As long as I'm not paying for the part, why don't we go with the one that's better for the oven?”
I had to wait a week for him to order the part. Now I don't have any delay on the oven starting up. Before, there was a 70% chance that the oven wouldn't ignite. Now, it ignites every time. I liked this contractor better than the other one. When contractors are here, I'm not a go-look-over-the-shoulder guy. But these two individuals kept me apprised on what they were doing. They took their shoes off when they came in the house. But I'm still not very happy with American Home Shield though.

My experience with Sears was not the greatest. The tech was very rude to me and yelled at me several times while he was in my house. He also refused to finish the job because he didn't put the dishwasher back where it was supposed to be and refused to hook up the water back to it. My husband put the dishwasher back in and hooked the water back up. He called American Home Shield and filed a complaint with them about it. They were great about it. They said they were gonna make a note that we didn't want Sears to come back out. They need to need to vet some of their service providers a little better.
American Home Shield is always very quick with their service. They're always there to answer my question, and if we have any issues there, it's usually within a couple of days we can get service out. They save me in the long run. I've gotten a couple of appliances replaced as well as a plumber to come out. 9 times out of 10, the fee that they charge you to have someone come out is worth it. You're looking at $200 just for the plumber to walk in your front door, whereas American Home Shield’s fee is only 125 then they pay for the rest. In the last couple of years it’s gone up a little bit but if it saves me $6,000 from having a come out, then it's worth it for me.
I always recommend American Home Shield for everybody. I have a coworker that was asking me about it the other day, and I told her to go for it because we were lucky enough when we bought our house that the first year was included for American Home Shield from our seller. We've continued it, and we've been in our house for 11 years now.

We've had American Home Shield for several years and we've had several experiences with the dryer, stove and water leaks. 75% of the time, we had good service. 25% of the time, we had disagreement with what needed to get done. But eventually, they got done. We had a finished basement and it had a drywall ceiling. We had a light fixture mounted on the ceiling, and on each side, we had recessed lighting. We had two recessed lights. They would not turn on when I turned the light switch on. We have two light switches there and the lights were not coming on. I checked the breakers on. I'm not an electrician, so I know what to do.
I had a light tester. So, I put it in the duplex plug sockets downstairs, and they did not work either. And we had five different water pipe leaks up there in that ceiling. Maybe it corroded or did something to the light fixture. That was when we called American Home Shield and an electrician came out there and replaced the wall switch, and that took care of the problem. It was very easy. I got someone on the telephone and the problem was resolved the first try. It was an excellent experience. My wife said the tech was very professional, knowledgeable and polite.

Buyer Appliance was outstanding. I called and they answered my call with a person immediately. They came out within a day or two. The young man that came checked it all out. I told him what the problem was. Before they came out, they asked me what kind of an appliance it was, and I told them it was an LG dishwasher. The tech fixed it, and then he thought it was done. He said it was the springs on the side. Then I asked him about the black stuff that it squirted all over the floor. He said, “I'm not sure I knew about that.” So he took it all out, and he said, “Oh, there's your problem. You got a leak of some kind.” He told me it would probably be 7 to 10 working days, but it only took three days for him to come back out. He fixed it, cleaned up every bit of mess he made, and left.
I called American Home Shield when our water heater was leaking on the bottom. They asked me what kind of appliance it was, and I told them it was a solar water heater. They gave me names and then somebody called. It was $100 just to talk to them and have them come out and look. The guy walked in the front of my garage, and he said he didn't work on those things. I asked him, “What do you mean you don't work on those things? You don't do water heaters?” He said, “Yeah, we do do water heaters, but we don't do solar. We don't touch solar.”
I got very upset because American Home Shield shouldn't have sent somebody that didn't do solar. Then somewhere in some contract that they sent me when I asked for it, in very tiny letters, it says that they don't handle anything solar. But they should have told me that when I called. So I had to call somebody on my own and I got taken to the cleaners on that one because they charged me $2,250 for a relatively cheap water heater.
I also had an issue with the stove and microwave. They replaced a part in the microwave. They said they fixed it but now it makes a hum that practically drives everybody nuts if they're in the same room. They installed it with impact wrenches so the sides pushed in far enough to leave a part sticking out on the corner bottom of each one and enough to rip a hole in a dishcloth when you pull it up. They told me, “Oh, well, that's too bad because we don't replace things because you don't like the sound.”
I called American Home Shield on October 30 for the stove and they apparently signed off on it in December. But on the date that they signed off, they still haven't fixed my stove. The front of it gets so hot if you're using the oven. Two different repairmen came and one of them told me that it was really hot and it shouldn't be that hot. I told them that it was like the insulation just disappeared.
Shelby, the young assistant at their place of business, told me they didn't fix it. She said that she called Whirlpool Appliance and they said there is no insulation in their stoves. So when their repair person came back out here and installed a unit of some kind in the bottom of the oven, he said, “Well, this isn't right. I know this isn't right.” So he picked up the top handles, took a couple of screws out, looked at the top, and said, “Oh, well, the reason it's so hot is there is no insulation there.” It disappeared from the front half, like left to right. They said that it was not a replaceable part. My understanding with American Home Shield has always been that if it's not a replaceable part, then they replace the appliance. I called American Home Shield and they said they would get back to somebody and get back to me, but they never did.

Up until this last time when we were dealing with our refrigerator, everything's been pretty good with American Home Shield. When we have an issue with an appliance, they send someone out, we pay our deductible, and they fix it. If they can't fix it, they'll replace with things that are similar. But with the fridge, they kept sending people out but it was never repaired correctly. Part of their policy is that as long as they got parts, they'll fix it. But to me, it's never getting repaired properly. They spent more money fixing it than what it would have cost to replace it. This refrigerator probably got all new parts in it, but from time to time, it's still making noises. Since it's been fixed, we are still afraid to fill it up because when we fill it up, we have to take everything out and do other things with it. The last time that we were waiting on parts, it took them almost two months to fix it. But overall, I would still recommend them.

One of the dishwasher's elements went out. The contractor couldn't find the serial number on it because it was an older dishwasher, and couldn't figure out the right model number to order. Right now, I'm very dissatisfied with American Home Shield. I had a leak in my downstairs bathroom. So, they sent someone out to take a look at it and provide a write-up of what the problems were and what may have been causing the water to leak from the ceiling. The representative was very cordial. He came out and he did do a assessment. He did give me some feedback on it, and he told me I would be hearing from American Home Shield concerning his assessments that he had written up. His company did a follow up. His company did reach out to me. He did send the information to American Home Shield concerning the damages. They reached out to me to advise me on how much it would cost to have the roof repaired.
The total outcome is that my roof needs to be replaced. The full roof needs to be replaced. On the side of the house that he took a look at, he told me that some shingles were missing. I had just had those replaced on my roof but he advised me that the roof looked like it was over eight years old. So, it would need to be fully replaced. The estimate they gave me was for a metal roof. It would be about $86,000. For an asphalt roof, it would run me about $16,000 and $18,000. They did send me something concerning whether I want to do a claim or to finance a metal roof. I haven't heard from them since then.
In the area I'm in, because of the cost of materials, it's very expensive to get a roof replaced. So, I'm still in the process of trying to find a affordable roof company that could come out and replace it without me having to go into debt to do it. Overall, the scheduling with AHS has been good. When you have problems on the back end, the service is not very good. The concurrent cost is bad because you pay them for a request to be filled. Then if the company comes out and does not do a good job and you call them back, they want you to pay that fee again for it to send a company out to fix what their original company messed up. I don't think that that's good business. I would not recommend American Home Shield.

The first contractor I had come out to look at my furnace said that there's possibly some mold in there and I should get it replaced. I said, “I don't think so.” I had a tech from American Home Shield, Michael, come in, and he looked at it. He did a function check and made sure everything was doing what it was supposed to do, then he let the system run to see if there were any faults in it. He didn't find any fault and said he does not think there's something wrong with my furnace, that the first contractor was overstating it. That's part of their game, and Michael explained that to me. He also replaced the air vents, which was cool.
I started with American Home Shield back in 2019 when I bought my first condo. They were available then, so I purchased from them. Since then, they've helped me with a couple incidences there, and usually in a timely manner, so I did the same thing when we bought the property here in Bellflower. They've been able to react and respond to things in a timely manner here as well, so we continue to use them.
I can fix most problems that occur in my house, but some things I can't. I need that assurance that it can get fixed right, so I give a call to American Home Shield. It's reliable, but people should always do their research. They should know more about the availability of the technicians for the problems that might occur. I remember there was an incident where I thought, “Oh, man. They don't have enough plumbers in the area.” That's because the warranty company doesn't contract with the people around the area. Other than that, they're good.

For the microwave, I talked to the contractor on the phone and he was able to identify the problem without coming in. He was able to order the parts, then he came in. With the toilet, it was a common issue, so the tech already had the parts and it was a quick solution. Both of the contractors were very nice and they fixed my problems, which was the thing I cared about. Other than that, I would like for the fees to be cheaper. The range that I had was $2,500 and American Home Shield couldn't get the part for it, so they said, “We'll give you a cash settlement.” The cash settlement was $700, which was what they estimated the value of the repair to be. I had to go out and replace the range with $1,500 out of my pocket. I argued with AHS. I spoke to half a dozen people in foreign countries. It never worked out. Other than that, it has been fine. I would call, talk to them, and they collect the service fee right away. They schedule a repair person and everybody that they sent has been good. I have multiple properties with American Home Shield. Wiley Electric was over at Hewitt. We had some outlets that weren't working. The techs were able to get the outlets back working. So, I was satisfied with the work that was done. They resolved the issue.

I got American Home Shield in one of my houses in Las Vegas and I had a problem with it because the property manager complained that AHS usually takes too long to repair. One time, I had to pay the hotel bill for the tenant for three days because the air conditioning was broken and it was so hot down there. And once in a while, the property manager had to call their contractor to fix the problem. It didn't go through American Home Shield. I kept American Home Shield for the house in Las Vegas for four years because I didn't want to worry about repair but they didn't provide any good service. I canceled the coverage in the house in Las Vegas after I got a new property manager because the new property management company would cover the repair. The management fee was a little bit higher but the coverage on the repair was up to 15,000. But I just saw the advertisement regarding American Home Shield and they gave some discount.
I got a leak on my roof and the service guy that American Home Shield sent looked at my roof but I don’t know what information he submitted. They called it a preexisting condition. I got a roof inspection less than a year ago and everything was fine. This is a separate existing condition so I don't know if it's correct or not because I could not climb up there and take a look. It’s very frustrating because I don't want the leak to damage my house so I just paid the guy out of pocket to do it for me. American Home Shield didn't help me at all. On top of the repair fee, I had to pay $100 for American Home Shield to have somebody to look at it.

Having AHS, I like the accessibility to the subcontractors. I moved to a new location and I didn't know any service providers. It's easier under the umbrella of them to pick somebody to find a service provider. Most recently, the water tank was leaking from the top and Sigmond Plumbing came out for the replacement. They were fine.

When I turned my faucet, it won't completely go off all the way so I called American Home Shield. I went through the automated system and for the most part, the claims process was easy. Giants Plumbing came and the gentleman was fast and efficient. He immediately knew what the problem was when he looked at it. But before this claim, I thought I wouldn't have to pay that much and I still ended up out of almost $300. That's what the hot water heater cost but it never said why I was paying $300. Other than that, AHS is useful to have.

The touch panel on our oven went out and the off button stopped working. When I submitted the claim, I did it online. The website of AHS was very straightforward and easy. We were pleased with the tech. He was efficient, quick and communicative. He replaced it. When we renewed with AHS, the claim amount had gone up from 100 to 125. When I questioned them about that, they committed to the basic level of 100 again. There was no increase in ours and they were willing to keep our business. We're pleased with AHS. However, we thought a hot tub outside of our house was covered. If we had known it wasn't, we would have purchased additional coverage. But that was the only thing that I was not pleased with, everything else has been communicative and straightforward.

American Home Shield contacted them, figured out what time they were coming in and told me. I was very appreciative of the customer service. The technician was awesome. He told me what the problem was and fixed it. I just purchased the house and had American Home Shield on it. They sent me a welcome gift which was an awesome gesture.

Our heaters started fluctuating heat a little bit. I went outside and noticed the upper part of the furnace didn't have any power in it. I called it in to American Home Shield and a guy came out. He took a 10-minute look at our furnace and said nothing was wrong with it. It just needed a service. He did the service then came back in 15 minutes. He said he was done with the service and that it was working again. I went out and told him the top portion was still not working. There was no power in it and it was not blowing heat. He said it was not a part of the furnace and American Home Shield wouldn't authorize it. I ended up spending $300, but it never got fixed. He said that there was nothing he could do. American Home Shield sent me an email asking if the issue was resolved. I emailed them back on that form and told them no. They said the case was pending in it. 15 minutes later, I got a response that the case was closed.
I've had a great experience with American Home Shield up until this last one. I had an issue with my gas top stove and a contractor came out. The guy was here for five hours and got it fixed. It's working better than I got it. We had an issue with a leaky pipe, and that was fixed. Our one-year warranty plan expired three years ago and we do month-to-month now because American Home Shield has been awesome. I don't have to worry about any of my appliances. But after this last one, I'm worried. If my furnace goes out in the middle of winter, I'll be stuck.

They send out contractors that are lazy, dishonest, or unprofessional. It doesn't matter how the customer feels about the contractor, AHS doesn't allow you to have a say. We do pay for this service, but can't choose a contractor? Even when I point out the bad reviews a particular contractor has, it doesn't matter. You're stuck with their pick to perform the work with a $125 service fee or go on your own and pay 100% out of your own pocket. Even insurance companies give you a choice of providers! But, even though they have customer service agents from different countries, I've never experienced an issue with an agent's professionalism and willingness to help you as best as they are able/allowed to.
Thanks for bringing this issue to our attention. Please know that I'd like to look into this further. Send your contact information to consumeraffairs@ahs.com and I'll be back in touch with you soon.

The contractors that American Home Shield has are not too reliable. I've been having no call, no shows. They scheduled me for an appointment and for Brick Street, nobody showed up. I'm not satisfied with American Home Shield. They don't even contact me, whether it's, "Has somebody been there yet?" or "How is it going?" I'm not getting feedback from them, and they keep deducting money from me monthly. I have even planned to cancel them after they finish fixing my faucet.
The contractor said he fixed the faucet, but when I went there to take a shower, the whole thing fell off and almost hit my foot. I wrote something for American Home Shield to know what their contractor did. I documented it and took a picture of the faucet. Up to now, my faucet is not fixed. Somebody from Brick Street is supposed to be there coming Tuesday, but this has been going on for almost two months. It's just that I have a guest bathroom that I'm using to take showers.

I'm comfortable with American Home Shield. I don't have to worry about something going wrong, and filing a claim is very easy. When everything defrosted in my freezer and my refrigerator stopped working, I went through them. They told me that Accord Appliance was notified and that they would be notifying me or I could call them and make an appointment. The tech they sent was a really good guy. He tried to fix it several times, and it would get fixed for a while, but there was a coolant leak. He put new coolant in and tried to fix it, and then it didn't work. He put in some dye to see where it was leaking, and it was blowing out. The coolant leaked everywhere and was all over the place. It was unfixable, so I got a new refrigerator.
I saw the selection that the home warranty company sent me, and I didn't like what they had, so I couldn't get anything from them. I decided to look for myself and I had a hard time. I live in a mobile home, so the hole where the refrigerator fits is not a normal one. I looked all over the place and ended up buying the new unit at Best Buy. I found a refrigerator for about 800 dollars, which was about the same amount of money that American Home Shield was allowing me to use, and I liked the refrigerator. American Home Shield was good. They were very helpful, and I didn't have to wait long. I got the check a few days ago, so I was able to put it in the bank and then I can pay my credit card that I charged the refrigerator on.

American Home Shield came in and tried to discredit the call from beginning to end of the whole thing. But I am getting somewhere with it. I just had to be intense and stay with the project. They don't make it easy. I'm sure 75% of people give up. The first two companies have been horrible. But somehow, because we had to escalate because I had to fight, I ran into a good company. So, I had a second call. I just asked for the better company, and they AHS it.
I pay $100 per service call. I called on my refrigerator. AHS sent a company out that did what they needed to do for it to last long enough for my claim to expire. And we did that twice in a row. And just by chance because of another house and another call, I realized there's a better company out there. Because I didn't feel satisfied at the time, but I didn't know enough to know what I wasn't satisfied with. And they fixed the problem. So, the other company came out. I told my mom, “Don't say a word. Don't say anything. Don't tell any stories. Just let them do whatever they do.” Because they look to interact with us, and we would say something that would discredit the call and they could wipe their hands clean off it. Is that the service provider or AHS or incognito? It felt like it was against me as the consumer. I should be able to be free and be myself and people come and fix my refrigerator without me worrying that they would somehow blame me for it.

1. Requested HVAC service one time, technician came, to take a look, I said there was a leak, instead they said I need to have it cleaned, and it will cost $400 cash. Nothing was done. Plus I paid $125 for the issue that is supposedly covered.
2. I had a roof leak and requested a service on may month, contractor came, said there was a leak which is why I called them in the first place, did not take care of the problem, it seems the roof leaked all this time, little by little. Paid $125 for service fee, there is no way to know how much contractor charged the AHS, but because there is $1000 limit since the day you have used up (1 year I assume) so when I had another leak request, I paid $125 fee again, on February 22, only to have roof guys came, tell me there is a leak, and propose $1500 to fix the issue. The AHS denied, because they said I already used up $1000, yet nothing was done, they didn't even change the shingles last time! Yet $1000 USD was used up, and there is no way of knowing since they don't disclose that information, and sort of make it hidden, thus I ordered service and wasted $125 USD service fee, if I know I used up limit, I wouldn't have ordered.
So now I have a roof leak that was never fixed and ceiling that caved in, in the bathroom, I will be taking them to a small claims court, for contract breach, because no service was initially done that was promised, yet they say I used $1000, for roof repair, yet damage was still done by the leak with the supposed "repair". Total scam.

American Home Shield was on promotion. I said I would give it a try. The heater didn't work. I called AHS and opened a claim. I talked to a live person. He opened the claim for me. The contractor diagnosed the issue and fixed at the same time. They replaced some parts. But I'm not sure it's completely fixed, because if I turned on the heating, sometimes it didn't come out right away. And I need to go back and set up the temperature. If you want the room temperature at 55, you need to turn higher than 55 in order to get the heat. One or two times, the heat didn't come out, even when I turned to 63. A couple of times, I would need to go back and reset again.
Now the issue is my plumbing. It has been delayed for seven months. And they even haven't diagnosed and fixed it. That one needs to be taken care of immediately. The first one they assigned to me, American Plumbing, we didn't like. We had an experience with the tech just come to look at it. And that guy ended up just canceling the diagnosis. AHS was supposed to assign another person, but they didn't. But I already paid the diagnosis fee. They held my diagnosis fee. And from September to December, nobody came.
Finally, on January, they assigned Rocky Plumbing and Rooter. That guy came but didn't diagnose it. He did take a quick look at the issue of the toilet. He ended shutting down two more toilets in my house. Once he did tat, the meter stopped running. He said he would come back that weekend to diagnose it and repair the issue. But he didn't come back.
AHS said they didn't approve him. But that guy shut down my toilet and didn't come back. My toilet is still shut down because I don't want to turn it on again myself without the pump. That is the serious issue now. They need to either assign another person or get that Rocky Plumbing and Rooter to come back. They said they would have that guy come back five times. But that guy still didn't come back. Two weeks ago, they assigned that American Plumbing, the first one. We don't like him. They called me to schedule it. I thought, “Okay. Even if I don't like him, I just want to get it done.” I texted him back and said, “What day? What time are you going to come over?” He probably found I was the customer before. He didn't show up again. So, the whole plumbing issue is from September until now, February 2024. Almost seven months. Still, nobody diagnosed it and fixed it.
AHS fixes other stuff for me. The heating is okay. I'm sure it’s 100% fixed, but at least they took care of very quick and they fixed it. Other than plumbing, they are okay. But the plumbing issue is too serious. I talked to a rep, and because we lost the usage of the policy for many months, I asked them to extend my policy. So, they need to compensate me for that. They should not even charge me. I told them if they renewed my policy when it expired, and for seven months, I wouldn't mind paying the same fee myself, or I should get free because I was damaged. I could claim the damage against AHS. There's a lady from escalation department. Her name is Casey. She promised me to extend my policy for another year for the same price. This has been my nightmare for seven months. I can sue AHS for a lot of money.

I feel protected because American Home Shield protects anything that happens in the home. I've been with them for five years and they've been good. I care about the service a lot. But it's important to me for pricing. Last year, I paid $49 but my service fee was 100. Because it would go up higher, they decided to put me on a lower monthly plan. $38. But my service fee went up to 125. I was willing to deal with that just to stay with AHS. That they were willing to work out with me with the price was important. I would like to stay with AHS as long as it's still affordable for us. There was one time when I had to wait because of the part. The technician waited for parts to come in. Other than that, AHS has always been punctual.
The recent contractor was very helpful and professional. I was happy with the service. They fixed the refrigerator. They also fixed the washer. It shut off. So, the person replaced the part. He didn't see anything wrong with the dryer. But he said that the back of the vent needed to be cleaned out. It was difficult for me to clean the whole vent because it's hard to get to. I don't know if that was part of their service to clean the vent. He left it up to me to do it. I got this big funnel going in the back, coming through the outside of the wall. I thought he would clean it. He said that the reason it was not drying was because the vent needed to be cleaned out. Because everything else checked out.

I like the plans that American Home Shield offers and I like to have my appliances secure. The service is amazing as long the right person came. Recently, I had experience with my refrigerator. I've been calling for the same claim many times to AHS, worked with Hornet Appliance, the same technician, repeatedly do the same thing, but didn't fix my refrigerator. He was rude and condescending. So, I requested someone else. He came to my house before. He's an old man with more experience and fixed the problem. He did the right thing. The first guy said he knew what he was doing, but he got a screwdriver and started poking the ice from a refrigerator. We had to say, "Easy. Don't break it." When the second technician came, he used the proper tool to melt the ice and do everything right without banging on my appliance.
However, I still have the same problem. The ice is there. I went to defrost it. Instead of going through the hole, it came out with the refrigerator. But nobody could do anything. They still do a fix like put a bandage on because they didn't fix the problem. It worked for one day or two, and later on, it would still do the same thing. We asked the guy if we could put the request to replace the refrigerator, and he said he would do that, but we never received the answer. Other than that, I would recommend getting AHS. It's better to have something than nothing. It's a peace of mind.

I had a claim on my heater with my pilot light. I submitted it by phone and the rep at AHS was very helpful. I talked to a lady and she pretty much got right on it. When the tech came out, it was easy for him to diagnose the issue and he was very helpful as well. I would recommend AHS. I have never had a problem even if something happened and I called in. The only thing is, I had a 30-day grace period where if something happened, I wouldn't have to pay that fee, and I did not know that. But nothing ever happened within those 30 days for me to have to resubmit an order for the same thing. Other than that, sometimes when I would call in, I couldn't really understand the AHS reps. We had an HVAC system that was 20 years old and it was completely dead. AHS sent out someone to look at it and the tech couldn’t even get it to start to try to determine what the problem was. AHS wanted to have him install a new condenser, which was very expensive, and see if he could get it started, which was ridiculous because they probably were gonna end up replacing it anyway. But in the meantime, as all this went on, weeks would go by, because the condenser takes a couple of weeks. And then you gotta get the guy back out. I have a husband with a heart problem and I explained that to them. I said I can't go weeks without air conditioning.
The tech goes to try this and that but it was not it and we gotta wait three weeks for the next thing. So I ended up telling the guy to put a new HVAC system in, and American Home Shield gave me money that would have paid for the condenser only. It was fine if it was in the spring of the year and it wasn't too hot or not too cold, but my husband can't handle the heat like that. We're older.
The latest thing is the water heater is acting up. It's 10 years old and AHS sent someone out and they couldn't get the problem to duplicate. However, it's done it three times since. The tech said it's probably getting ready to go but until it goes, American Home Shield won't replace it. It's scary because it sounds like a pressure cooker going off. The tech said it may never revive. That may not be the problem. In the meantime, I'm still paying AHS every month. The dishwasher went, the guy came out and it was finished. AHS wanted to replace that, and that became a problem. So I told them to send me the money they would have paid for it. They gave me one quote but it didn’t include some of the options that this one has. So they first started something really low. Then they gave me the second quote, which covered everything and I bought it and installed it myself.

American Home Shield sent a guy out for our microwave and the guy said it needed to be replaced. So, we had to wait for a replacement and it took a couple of weeks. Then, we had to have our garage door fixed. Again, that was a couple of weeks. My husband put in the order and we were going through a family crisis at the time. We asked the tech not to show up here and that he should text us. He showed up here on the day of the funeral and he had to reschedule it for a few days later. The guy came back and he came from Tulsa. We live in the middle of Oklahoma City and he made two trips here because he came on the day that we were having a funeral. So that made zero sense, and I felt bad about it.
We texted AHS and told them that there was no communication between us and the guy. And they were using my phone number instead of my husband's. He gave them his phone number but they kept on calling mine. I'm in the middle of all of this stuff and wasn't replying because I was in the middle of the crisis so that was very frustrating. But it's all fixed and we're good.

Water had leaked into my tankless water heater and shut it down. The plumber came out to check it and tried to dry it out but it didn't work. So, he called me later on and told me that American Home Shield denied my claim. The first person that he gave the claim to didn't even file the claim until the next day. Whoever it was just told him to say they were denying it like it was their own money. They're terrible. The techs come out to check and if it's fixable, they'll fix it. But if it's something that's not fixable, AHS will just deny a claim. My argument with them was why I even have them if they’re just gonna deny my claim.
When I first moved into my house, American Home Shield was offered to me and I didn't have anybody before. So, I had them. A couple of things went wrong and the techs came out here and fixed it. If it's a simple fix, they're okay with it. But if it's more complicated, like their statements say they'll replace it, they don't. They'll just give you X amount of money and then you gotta cover the rest. They just did that with my girlfriend. They gave her $350 towards her new pool pump because she had to get a new one. She dealt with AHS for a long time with her pool pump and she cancelled them out because she was tired of that. But I rode the whole way with her through getting her pool pump done and that was terrible. AHS is good for certain things but it's not good for everything. If they're gonna be a company like that and take my money every year, then they should be better to their customer.

The control board of my oven failed and it was over the weekend I figured out my oven doesn't work. I submitted a claim and then American Home Shield called to schedule my appointment. I waited 10 days or so before All Brands Appliances showed up to my house to say that my oven didn't work and they would order a part. Four days after the guy confirmed my suspicion that my oven didn't work, he called me back to ask what color part I needed and about a week later, I got no update.
Throughout this occurrence, I called American Home Shield several times to try to get a status update. I ended up wanting to cancel my repair request. The final outcome was I could either continuously wait for All Brands Appliances to get the part and eventually schedule it or there was the option of cashing out for the price of the part, which I wish AHS offered up sooner. That would have eased the burden a little bit. I could have known that was an option as opposed to feeling like I was pulling teeth towards the end. I ended up getting $200 for the part after waiting three to four weeks for it to be repaired, which is a really long time to have no oven and be waiting around, and I bought a new oven.
Everyone at AHS was polite and they were probably following the guidelines that they have as a company, but there's definitely a room to go above and beyond and they could have been more communicative. I felt like I had to call them a lot and if they called me to let me know that there's no update but they're monitoring it, that would have been a nice gesture. Also, the coverage alleges that it covers things, but it's like a drop in the bucket. And I didn't enjoy the experience. I felt like I had to jump through hoops to justify this thing that's broken that is supposed to be covered. I can't imagine why this process took more than three or four days, let alone three or four weeks. I'm not really pleased with the policy and I decided I don't want to renew for the coming year because if you have to do that for the first claim, it kinda leaves a bad taste in your mouth.

Appliance Protection Services, the first company that came over, saw the dishwasher and the leak to the basement from the dishwasher. They said it was a dishwasher issue so they would need to replace the pump of the dishwasher. And after more than 15 days, they were able to replace the part. We thought it would work and we kept it in place. But the leak happened a second time. I requested another service and somebody came out. The repair people said the part replacement did not work and they could not figure it out. They asked for a second opinion and another company came out. The guy was rude and banged our door. He closed it hard and my wife was scared. She called me and I told her she needed to let the guy go. He left and reported that there was no issue at all.
Our drywall is open in the basement and we are not able to fix any of this because the dishwasher is still not working. I have to cut down the entire basement and I don't know why it's been taking so long, and whether American Home Shield will fix it or just do a replacement. So, we are pissed off about the process and the time it is taking. I could have gotten a new dishwasher and not gone through any of this if I had not paid American Shield. I paid more than a dishwasher to them. So, I don't know what to do. I would like to get a new dishwasher for myself. I just need to be reimbursed by AHS. For the most part, American Home Shield does cover certain things but there are times when they find a loophole to not cover something. We had a claim where Clubs was the second opinion that had come out. The first company had told American Home Shield false information about what had happened. The second company said that my husband had adjusted the showerhead. My husband wasn't even home at the time that this happened. I was in the shower. I adjusted the showerhead and the whole pipe fell out of the wall. They said, “Oh, well, it's from overtightening.” We have never tightened it. That was the way it was when we moved into the house. The only thing we ever changed was a showerhead and not the shower arm. The whole shower arm pipe had broken off from the fitting in the wall due to corrosion.
We have since had another plumber come out and repaired it and said, “Yeah, we see this happen all the time with these brass shower arms. It's over 20 years old and corrosion happens. It gets brittle, and it just gave out on that freak moment.” It wasn't anything that we did, and that was exactly what the plumbing company ended up having come out to do, and it cost us another $338 and we still have a hole in our wall because I have to fix that yet. AHS denied the claim, said it was not normal wear and tear, and said it wasn't included. We have the full top tier plan that all plumbing was included, and they denied it and said it was something that we did when we didn't do anything.
Overall, I wouldn't say I'm very dissatisfied because some things have been covered and some of the work that we've had done has been good. It's just if it states that there's no limitation in coverage, there should be no limitation in coverage because that's what my plan stated. They said all elements are covered under the plumbing for the fittings and the fixtures, and they found a loophole.

The temperature kept going down inside the refrigerator. I called American Home Shield and they sent a guy out. The motor was gone in the top part of the refrigerator. They replaced it and it's working fine. It was the first time I'd ever used AHS and I've been with them for four years now. AHS works. I had a friend who lives up the street and she was the one who recommended AHS to me and said that everything that she's ever called them out to do, they came out and did it.

I love AHS. Their customer service has been very nice. They've been very polite and professional. Their service is faster than any other service I've ever had. It was faster than if I had called somebody myself. A&M Valley Appliance came out recently for our claim and they were very professional. I had an issue with the ignition on my stove. The burners weren't working and I haven't had any issues since they fixed it.

Sears came to the property twice. One time was to fix the washing machine and the other time was for the dishwasher. When you would start the cycle, the washer would get to the spin cycle and the drum would just beat really bad. It sounded like the drum was about to come loose. I just went online and did the claim to American Home Shield. It asked me for the make and model of the washer and what the problem was. I submitted it, and then Sears called me.
Instead of coming out, the guy said it sounded like it was the shock. He said, "Hey, I'm gonna order those. They're gonna get sent to your house. Then we'll come out on this day." So by the time they came out, the parts were already here. When he came in, he replaced the shocks, showed me everything, and cleaned up his area. The same guy who fixed the washer came out and replaced the drain pump in my dishwasher. He was on time and very courteous. He pulled my dishwasher out, got underneath because I had already sucked out the water and he switched out the drain pump. He was in and out.
American Home Shield has been doing a great job so far. I had one issue with them, but it wasn't enough to make me leave. We called out a work order on our ceiling fan in the living room. It works, but the light won't come on. So when AHS sent a person out, he looked and said, "It would be better just to switch the fan out. To fix what's wrong is gonna cost more than the fan." So, he sent that back to AHS and we hadn't heard anything. AHS was telling me I had to buy the ceiling fan and it was gonna be reimbursed to me. I said, "Well, sir. That doesn't make any sense. Well, how am I gonna get these people to come back out?" He said I had to put another claim in. I was like, "Well, that doesn't make sense either. It's the same issue." We never got the ceiling fan. So as of now, my ceiling fan still doesn't work. So far, everything's been good except for that ceiling fan incident.

I was gonna call AHS about my recent claim because I don't think I should have gotten charged for it. The plumbers came over but it had rained and there was four feet of water. The plumbers couldn't look at it and couldn't do anything because there was so much water. I got charged for it and they wouldn't cover it. I think I should get my money back on that one. I also had to get one of my stoves fixed but their guy couldn't do it. I ended up paying someone to do it and they didn't rebate me anything. They could have been a little fairer on the stove issue because they didn't have anybody who could work with a vintage stove, but that's what I have.

My experiences with American Home Shield were not that bad but the recent one was the worst. We had this furnace and, basically, we were out of gas, like we didn’t have heat at home for a week. I reported that and they had a technician look at it. There was this part that was problematic so it was turning the igniter off and on intermittently. I had to call that technician and American Home Shield multiple times last week but still, I don't see the status moving forward. I talked to American Home Shield's representative yesterday and they said they got a contradictory report from the technician. The first sentence said there were no mechanical issues and the second part said that the igniting system was intermittently working. The customer service representative didn't know what intermittently meant and I had to explain for 10 minutes that it meant it didn't work so, there was a technical problem with the unit.
I called the technician and told him that they wrote some description that was contradictory and to update that. Today, I called again and this time, the AHS representative told me that it’s updated but it says there are no mechanical issues. My house is cold and I have no heat so there is a mechanical issue. It’s been frustrating. The minute the technician came in, he said it was more than 30 years old and should be replaced. Maybe he's right. But I want the thing to work. If it has to be replaced, it has to be replaced. If it can be repaired, that's probably better. It can be repaired quickly and we can have heat at home.

T Mayes Plumbing and Heating came out and they were fine. I've been covered with American Home Shield for about 10 years and as soon as you put in a claim, they find somebody to come out. The cost goes up every year, though, and it's very high.

I sent in a claim and they sent me a text message saying that the contractor would contact me. The contractor came the next day. They took care of business and fixed the problem. I like being able to call American Home Shield and they'll send somebody out. The person that come and check it can tell me what it is and what are the cost. I can contact somebody or use them to pay the difference or pay the full price. But sometimes I don't know what the money that they are pulling out from my account.
When they pull the funds for the services, I'll see that it's the American Home Shield fee, but then after the people get done, I'll see another one and I don't know what that is. But it's less headache, especially if you travel and you're away from home a lot, American Home Shield takes care of a lot of the stuff without you having to worry or having to look for somebody to come to do it. You can just contact the American Home Shield and they already have the people in their coverage thing that would come out and check it.

We initiated a claim for the AC in December and AHS linked us to a company. They neglected to come to the property for a whole month while the unit didn't have AC and the tenants have a baby. We kept calling AHS and they contacted the contractor. After one month, the guy came and said that the ladder had to be extended and could not access the unit while the other contractors constantly go on the roof. I called AHS and the representative told me that because they could not access and this is a compressor that needs to be replaced and it's covered by the warranty, I could go ahead and do it and they would cover my cost. I went ahead and contracted with a separate company. They went to the property on the same day and fixed it. I paid them $1,600 and I contacted AHS and they refused to reimburse me. I sent them a letter saying that they have 45 days to reimburse me. Otherwise, I'm gonna take legal action. I'm still waiting for the response.
Thanks for bringing this issue to our attention. Please know that I'd like to look into this further. Send your contact information to consumeraffairs@ahs.com and I'll be back in touch with you soon.

The RJ Garage Door Service tech did a pretty good job on my claim. We had to do a couple of adjustments and he knocked it out and it went fine. He fixed what he could fix and gave us some insight as far as what else needs to be done. But I don't like American Home Shield. I have a lot of issues with them. We've had multiple things that should be covered. We have another house that they're covering and we have a pool. The pump is supposed to be covered under the policy but they're denying the claim, which makes zero sense. Also, every time we put in the claim, we have to pay for it and then, if we want a second assessment, we have to send someone else out and they charge us again. There was an issue with our washer and dryer at my other house and they said it was the motherboard but it wasn't the motherboard. We had to have people out twice and they charged me twice. They said they're gonna reimburse me but they never did. It's been a battle trying to get anything done.

I had a damaged faucet. I went on the website of AHS, submitted the claim, then American Home Shield assigned Advanced Home Services to me. They were horrible. I paid for this service for my convenience but I felt as though they were trying to repair my situation based on their convenience. From the moment that the initial plumber came here, I felt as though he was already setting up the fact that it was going to be something that was going to be delayed and that they were going to do it when they got ready. He said he had to submit the claim to my insurance company, then they have to approve it. He was making it sound as though it was a ordeal as opposed to something very simple. I told him that as a customer of American Home Shield for years, I knew the process and the way how he was making it sound was not what I was used to.
I also asked him why would AHS not pay for my faucet because he was insinuating that they may not pay for it. He said there was really no reason and that after he submitted it to AHS, it may take a couple of days for them to approve it before he could get back out here. So that was very fishy already. At one point, I even requested that American Home Shield assign me a different contractor. But when I and an American Home Shield representative called the contractor, we were told that my part was on order and it was expected to be delivered by a certain time.
Then I found out that no part that was ever ordered. The day that the service was performed, the technician called me and said he was at the store around the corner from my house. He said he was purchasing my faucet and he wanted to know if it was okay if he got the chrome one as opposed to the stainless steel one. When I told him that I was told that my faucet was on order, he said he didn't know anything about that. So, I told him that he needed to speak to his supervisor over there. I also told him to send me a picture of the part that he was about to buy in the store and he did. It was chrome as opposed to stainless steel, but I was fine with it.
I texted him to get it, bring it on, and install it because I already wasted too much time dealing with them. So he came, installed it, and went on about his way. It seems that if they ordered the part or if they started the process, AHS couldn't take it from them, and I feel like the contractor knew that too. That was why they lied that the part was ordered when it wasn't. Other than that, I've had some good and bad experiences with American Home Shield but overall, which is why I'm still here, it's been more good than bad.

We have an old HVAC system and the condenser coil went bad. It started to leak, so we had to call somebody to come in and fix it. The process with AHS took a bit of time from start to finish because we used a technician to come out in the fall who said that we were a little low on the refrigerant so they'd pop us up. Then come January, they said we were completely out. So either we were going to have to spend $70,000 in repairs or we could get a discount on a system replacement. We chose to go with the system replacement but I was a little disappointed with the process.
Other than that, I spoke to a rep from AHS when I had questions about how everything went down on the HVC system and she helped me. I like working with American Home Shield but when we went through this process, a lot of the paperwork was very vague. It was very hard to understand exactly what they were trying to communicate with the coverage of the item and it almost looked like it was half-finished. Once we got the claim, they told me what they approved but it just said they'd cover me up to $1,100 in my repair and I've got a coverage up to 5,000. Then there were other parts on this PDF they sent me that didn't make sense to me. So their communication with that was very odd.

There were two different garage doors that they've worked on this year. Their guy spent an extra 20 minutes programming my car and my wife's car to make sure all the openers opened and closed. There was AAA, too, who worked on our refrigerator and I called them. They replaced a part and it was not working. It was working the opposite. It was more broken. When we first signed up for Home Shield a couple of years ago, somehow my phone number got linked to the account, even though my wife handles all the Home Shield stuff. So every text message from anybody from American Home Shield came to me, and I had to forward everything to my wife because she handled that side of everything, including all the appointment changes and schedule issues. We had one issue with our refrigerator and it was three or four times a week I was forwarding stuff to her. I called American Home Shield half a dozen times and tried to get my contact information updated and changed so they would just contact my wife directly. Every time, they said they would and every time, it never happened. That was the very beginning of it.
We've had an issue with our refrigerator, and Home Shield has had three different companies come out and look at it, but it's still not working. Sears was the third company they sent. The previous two people ordered parts, came out several times, did whatever and said it was fixed and it was never fixed. It's our refrigerator in our kitchen, so every time it's going down, we're unloading the fridge and the freezer. Every time they come and fix it, we load it all back up, then two weeks later, we gotta unload it all again. It's been back and forth like this for damn near two years. It's very frustrating. My wife is finally at the point where she's ready to cancel American Home Shield. We have given them all this money for two years and she's ready to walk away from the whole thing.
As of this morning, I have inherited the American Home Shield fiasco, including the refrigerator issue. I had a whole conversation with her about this very thing, and I have nothing but bad things to say about the service on the refrigerator itself. I wasn't part of the process when the Sears appliance guy came, so I don't know what kind of service he gave my wife when he was there, but Sears gave her a call wanting to get the parts back. We never received the parts, so I don't know where we are as far as Sears and them ordering stuff or even helping us. They haven't even come to the house for a couple of months now. I don't think they're on the job anymore.
We've had issues with other appliances too and all the other contractors we've had through American Home Shield did what they said they were going to do. They've fixed and taken care of everything else. Our refrigerator has been one of the original things, and for whatever reason, nobody can seem to fix this one appliance and American Home Shield won't replace it either. They've ordered several different parts and nothing ever seems to fix it.
In the wintertime, our refrigerator keeps temp, so it's been fine last the couple of months because it's been so cold. However, as soon as the temperatures rise, the refrigerator doesn't keep up. We're in Phoenix, and even right now, it's getting a bit warmer already. We took the ice cream out of the freezer last night because the refrigerator is not holding temp anymore. It's still cold, but the refrigerator situation gets worse and worse the warmer it gets.

Our Kenmore refrigerator stopped working. It wasn't cooling, and there was no ice. It went on for a couple of months with American Home Shield sending someone out to try this and that. We just got tired. My mother is elderly. So we went out and purchased a refrigerator independent of American Home Shield. But in the wait, I was advised that reimbursement was possible if JDS came back out to try another repair on it, which they weren't able to do. I was recently in contact with American Home Shield about possibly getting reimbursed. I was told a check could be issued within 14 to 21 days. But it's been a process. I'm not all that hopeful.
A week before the refrigerator went out, the hot water heater went out, and that was a process. We got a replacement, although we had to pay a significant amount out of pocket. We had to go through some hoops to possibly get a resolution. But every time I was able to connect with someone in American Home Shield, they were great.

I typically communicate well with American Home Shield. Back and forth, it has been fluid. I like that. They reach out to whoever they need to reach out to, whatever the service required is. It depends on what the problem is at the house, but they reach out to them quickly. That's the good part. The bad part which is partially their fault is I've had two issues now with vendors and I don't know if it has been the same vendor both times. The vendor has not been contacting me. I don't live at these properties. The vendors couldn't just message me. They gotta call me or my tenant.
I never got a phone call from the vendor. From when I initiated the service request, it took over three weeks for the vendor to go out there. It took that long is because the vendor wasn't getting in touch with me and there were some issues there. But why not just finally quit and listen to what I'm saying? They weren't listening to me. I told AHS, "This vendor is not going out there. They've never called me. It's been three weeks. I've never gotten a call." "This is the policy." And it would be, "I don't really care about your policy. I care about somebody getting out there to fix the problem." It's not American Home Shield's fault that the vendor did not call me. But they should drop this vendor and get somebody else. That part is their fault. And they kept hanging on to this one vendor.
The vendor finally showed up. My tenant said, "I have the vendor scheduled today because that was the message you sent me." I said, "I know, but they've never called me." He said, "They haven't called me either." "We'll see if they show up." I couldn't believe it. They showed up and fixed the problem, which was a miracle. But where was the communication from the vendor? It should not be taking what turned out to be just a hair short of a month for a little problem with my dishwasher to get fixed. And that had a whole lot to do with American Home Shield not saying, "You know what? We need to go with somebody else because this vendor is not working out."
AHS raised the price $16 a month. I paid 55, now it's 71 or 72. I don't know that I'm getting anything more than I had before and that's quite a jump. I haven't got anything better since then in my service. The main reason I have this service is I have an AC unit at this property that was from 1997 and I'm scared to death that this AC unit would kick.
I've heard some horror stories about, "These warranty companies, they're gonna do everything in their power not to replace it." That is true. But if they couldn't find parts to replace it, they would be on the hook to replace it. They could try to find parts. But I'm scared that that AC unit would kick and that would be the only thing that is keeping me with this service. I have another rental property up the street and I don't have it because that rental property doesn't have AC. And if it did, depending on the age of the unit, maybe I would have this, maybe I wouldn't. But that AC unit is the only reason I acquired this warranty with AHS and it's the only reason I still keep it. I've been thinking I should get rid of it because $72 a month is high.

My dishwasher was not working and the first time the guy came out, he told me that it was because it had not been properly cleaned. So he cleaned it and then he told me that it should work. Later that day, I ran a cycle and it did not work. So, I went back online and said that it still wasn't working. The guy came out again and said it’s gotta be the motherboard. So he ordered the part. It was on a Friday and he said it would be in on Monday. He scheduled the appointment to come out on Monday and I got a text message from Sears stating that my technician would be out between the hours of 9:00 and 5:00.
You can click on this app that tells you exactly what time the technician will be out. My time on the app was 11:54. It was perfect. I'll time it to be home at around 11:30, to meet the guy. Within five minutes, I got a call stating that he was at my house. I said that according to the app, they were not gonna be there until 11:50 something. He said that was not accurate. I told him I asked them to give me 20 minutes' notice and he said they have no way of doing that. He was there with my part and I was not there. I was gonna have to call and reschedule. And I did.
The guy who came out originally to clean the dishwasher and to order the new motherboard for the part contacted me two days later and told me that he was on his way and he was giving me a 20-minute notice. I met him at the house and he fixed the motherboard and ran the dishwasher. He did not run a complete cycle. But he told me that it should work. He left. Later on that night, I ran the dishwasher and it did not work. I put in a new request and the same technician who came and replaced the motherboard called me the next day and said he was on his way to my house and asked what was wrong with the dishwasher. I said it still doesn't work and he said he would write the dishwasher off as a loss and not able to be fixed. He submitted the work to AHS on Friday.
I contacted AHS to review how the policy went and they told me they were waiting on the final report from Sears. That was on Friday and I had not heard anything from them on Monday. So on Tuesday, I called them and I said I'm following up. They said they still have not received the final report from Sears. I said okay. I called back on Wednesday and it was the same thing. I said I was gonna call Sears right then. So I hung up and called Sears. I was told they submitted the final report on Friday. I said that AHS was telling me they had not received it. So I called AHS on three-way and the rep gave me some runaround again about how they had not received it. I said I had Sears on the phone and they miraculously were able to find the final report.
AHS contacted me two days later to tell me that they were offering me the cash-out, my option to have the dishwasher replaced. It was probably almost two weeks by the time they had processed on their end the final report from Sears. AHS is horrible. Nobody speaks English and nobody knows what they're doing. You call one person one time and you get one answer. You call another person another time and you get another answer. There's no consistency in the company. Then, they offered me $300 and some for my dishwasher, which was a very low cash-out. It took three days for them to send an e-gift card to my email. So, from the time that the initial request was submitted until I received the e-gift card, it was almost six weeks, which is unacceptable.

When you call American Home Shield on the phone, there seems to be a wait time. Sometimes, you just wanna speak to a person. But I like the convenience of being able to call as well as go online. It was probably three weeks before we even heard from the first person that we were assigned to. The first person said they were sick and didn’t even notify us that they weren’t coming. So, I’d taken a day off work and waited. They said they would be out on Monday. But I never saw anybody. So, after that, my husband and I got a little hot under the collar. He did more than I did. It's hard to have a family at home and you can't cook.
When we called AHS and complained, they sent Sears. The next day, we heard from Sears for the appointment and the next day, they were here. They were great. AHS has always been good to us. This was probably the first problem we've had but it wasn’t their fault their supplier failed. I don't mind paying $100 for the service call. It’s just the monthly fee’s kinda high.
We appreciate the fantastic review and are glad we could be of service. If you have any further needs or questions, please reach out to us again.

I'm satisfied with American Home Shield. It's low cost and the service is good. One time, they had someone come and replace our heat pump.

I bought a janky house and some techs Mickey Moused the AC so it could pass the code because they didn't want to pay for it. And they tried to get my mom with carbon monoxide. So we had to call AHS out because those guys triggered the wires, too. If you turn on the AC, it heats up the house. So they intentionally did that so that it could be wired to set it on the on setting for the heat. But AHS sent out a contractor who came out and fixed it. The service was good.

I saw a leak in our kitchen which was a bubble in the wallboard of the ceiling. I called American Home Shield and they had someone come over within a couple of days. The person who came out cut open that hole where the water was coming through there and said that when he looked up there, there was plywood up there. He said he could not cut through the plywood to take care of the leak, and that I would have to call American Home Shield again.
I knew a contractor that we've used in the past that does a good job and he was the one who came out on a Thursday to look at the problem. I thought I would have him just cut the hole but he said it would be better to take care of it upstairs where a pipe seemed to be leaking. Then he came back on Sunday and opened the hole upstairs because it was a more direct way to get to the pipe that was leaking. He also got new pipe to put in, and he put the wallboard back and taped it. Then he's going to have to come back to do mudding and painting. But he got busy so he wasn't able to do that immediately. Right now, they got fans and heaters on there. But the main part of the leak was fixed, so that was really good. He came today and it turned out that it's still drying. So he's going to come tomorrow to paint it.
All in all, I liked AHS. They were very responsive and the contracting company, Sundance, was very responsive as well. Plus, the young man who came out was very earnest. But I've had contractors in different situations over the years and I could tell he was a little bit greener but he was very thorough. So, I would recommend AHS. In our situation, we just needed to get the leak fixed right away.

I love AHS. They do their job and when I use the service, I'm always satisfied. A couple of times, I had to pay out of pocket. But the vendors are very good and I never had a problem. I wish AHS would lower my payment and a couple of people tried to get me to leave them and go to the ones they have. They said AHS is a little bit much. But I tell them that I'm comfortable with AHS. It's a very good insurance.

American Home Shield has been good. It's not a terrible service. It's well worth it. Our refrigerator was messing up and our washing machine went out. The weird thing is, they could have fixed the refrigerator, but they chose to replace it. We upgraded to a better refrigerator for 60 bucks out of pocket. They gave us the value of the refrigerator because I didn't like the one that they offered to replace it with. But on our washing machine, they've almost paid double to repair it than what the washing machine cost and it's still causing issues. So, they're good. It's just their processes don't make sense sometimes.
The contractors they send out are really good. I feel bad for the one who saw the refrigerator and the washer because they've had to send him out four times to fix the washer. He came out and looked at it. He was like, "They'll probably replace it because this is like $1,000 worth of parts." Then he was like, "Nope, they chose to order the parts. I'll let you know when they come in." It's only a $600 washing machine. So, they paid $1,000 for parts for a $600 washing machine, and then they redid it. They had to order more parts, and then they had to order more parts. I was like, "At what point do y'all just replace it?" Overall, still, we're satisfied and would recommend AHS. It's just a little pricey but my wife said that making a claim is really easy through them.

I had a leak under the kitchen sink. It was pretty easy to navigate to the link to submit a claim. Then I got a text message confirming the date and time. I wasn't at the premised when the contractor came out but the tenant texted me and let me know it was fixed.

American Home Shield is very easy to use, going online and saying, "Hey, this is broken." I check the boxes and then I get an instant automated response. Then they tell me who my person is gonna be within 30 minutes. I haven't had any problems with the services that I've received. So, it's very smooth. I'm very happy with everything. The technicians were professional very good. They were very, very pleasant.

The light in the microwave wasn't turning on. I submitted a claim through the website, which was pretty easy to go through. When the contractor came in, they did a quick test and then left. But the first guy misdiagnosed the problem. The second guy had to order another part. It was something that the first guy didn't test. It took about three weeks to fix it. I've only used American Home Shield for a little bit. But as far as I've used it, I was pretty satisfied. They follow through.

When I submitted a claim, it was quick and pretty easy. You're not talking to a live person, but they will ask you what you need, and you tell them, and they will go ahead and take that money and then tell you which service will be contacting you. The contractor will contact you in the next 24 hours and set an appointment, and then come fix it. My last work was for an electrician for my garbage disposal. The switcher was not working so he had to come fix it. He was on time. I wasn't even home when he got here, and he was kind enough to wait for me. Then about 20 minutes, it was done and it's been working perfectly ever since. Everyone that I've been getting from American Home Shield has been on top. But when I first started, I had an issue with my AC and I had a couple of techs that wasn't doing it, but they ended up changing a different company, and they came in and got the job done.

I had a faulty dishwasher and there was some confusion as to whether it was the plumber or the appliance guy. They went back and forth. Nussbaumer was fine but Express Appliance didn't communicate well and the worker who came out relayed the wrong information and it turned into a nightmare. As a result, I've been without water in my kitchen for three weeks. The plumber turned it off at the kitchen sink. He said the dishwasher was so bad that it was going to keep leaking and he didn't want it to cause damage. They had to order a part for my dishwasher once the whole issue was figured out. Hopefully, it'll be resolved tomorrow because we finally narrowed it down to the appliance and not the plumbing. American Home Shield is fine and I love it. I’ve had it for a year and I fully intend to continue it.
