I had a service company that failed to do the job properly and then never reschedule with us. I appreciated the second contractor's professionalism. They were very prompt in scheduling the service. The tech fixed the problem. He was very courteous and professional. The second contractor picked up the ball from where the other service provider failed. The quality of contractors has been half-and-half. But American Home Shield is good at resolving. They keep reaching out to new providers if the first one didn't work out. They take you from beginning to end and they don't drop the ball. I appreciate that. Even when things take longer than you like, it's no fault of Home Shield. It's the fault of the providers they use.
We appreciate the fantastic review and are glad we could be of service. If you have any further needs or questions, please reach out to us again.

I would give them -1 if I could. The technician did a report, showed us where he indicated that the issue is from normal wear and tear. My husband even signed the report. Then the company is saying that the diagnostic proves that the issue is not from normal wear and tear which is a BOLD FACED LIE. Dishonest. This company is a scam.
Ms. Gardner,

I have been without Air for 15 days now. I have called multiple times to even get it escalated. My house is 85+ degrees and has been for those 15 days. They give me some excuse why I can't escalate. They just say they are following procedure and I have to wait until they complete the process. It is all a written script they say on the phone and type in chat. No real customer service. I would recommend you don't do business with this company. My air has still not been fixed and it's a Friday which means it will be next week before they even attempt to come out.

I had somebody assigned for my icemaker probably within an hour of contacting American Home Shield. It was late when I reported it. So, the contractor called me first thing the next morning and asked if they could come out that same day. There was a part inside that was broken as well as a board and the tech had to order parts. It took probably two days for AHS to review it and he was back within probably five business days.
Wow! Thanks so much for your feedback. We appreciate your business.

I had AHS in my previous houses. We were on the road for seven years with an RV. We came back here a couple of years ago and I picked it up then. It has helped us out in other houses where we had issues that could have been really catastrophic. They came right in and told us exactly what was wrong. We've had trouble with the washing machine and the dishwasher. The microwave died too. The techs that came out were excellent. They were friendly, helpful and quick, too. I recommended AHS to our children and neighbors too.

I have had somebody here three times because my refrigerator went out. We thought he fixed it the first time by replacing a couple of parts. But within a couple of weeks, the refrigerator stopped working again. The freezer would work but the refrigerator wouldn't work. So just last week, he came back and put the last thing in that it possibly could be, which is a heating coil. I didn't know there was such a thing as a heating coil in a refrigerator. But he was very thorough. I also had a claim for my dishwasher. I needed a new cartridge because it would not release the detergent to clean the dishes. That was a quick fix. I've been very pleased with American Home Shield. I'm fortunate because it was the same gentleman that came back every time. I have a rapport with him and he was familiar with what was going on. So that was very, very helpful.
American Home Shield is very attentive. When you make a call, they act on it immediately. That same day, they get back to you and tell you when somebody's coming out. This gentleman that came out here has been a real professional. He’s also knowledgeable. The communication is very good with Home Shield and that's 100% of conquering the problem.
Thanks for sharing your AHS experience. Please let us know if you need assistance in regards to your warranty.

We had a problem with our air conditioner. In 2006, we paid $2,000 so that if and when our air conditioning ever went out, it would be upgraded to a SEER 13, up to the latest Freon. But in the last two months, they've come for the fourth time and the air conditioning company that has done repairs has been a very good one. American Home Shield tells them to do the minimum possible, which they did. We had it repaired on a Friday night and, by Saturday afternoon, it was out again. That was the third time. So now, the air conditioning company has told us we need a whole new system.
American Home Shield has come back and said, "Nope. All we're gonna do is replace the condenser." We've tried to talk to them and all we can talk to is people overseas. We can't get them to transfer us to anybody in the States, to talk to anybody American, and we can't talk to anybody that we can even understand very well that speaks good English. We're just furious with them and they've already had lawsuits over this.
American Home Shield is gonna pay $695 to repair the condenser and we have to pay over $1,000. The air conditioning company says we need to spend that $7,500 for a whole new system and American Home Shield says, "Nope. We aren't gonna do that." The only thing we could do is take them to court. We finally ordered a portable air conditioner and because it was the Fourth of July, we couldn't get anything sooner. Up until now, American Home Shield has been okay. We've had water heaters replaced. We also had a refrigerator replaced earlier this year. But we paid $2,000 already for this extra on our air conditioning contract and now we're having to pay more.
Thank you for sharing your feedback Carol. I'd like to apologize for not meeting your expectations. Please know that our team will be using your feedback to prevent this from happening again in the future.

When I turned the garbage disposal on, it made noise and then started leaking. It was easy to send the claim online to American Home Shield. It was assigned to Proven Professional Construction and they were terrible. The tech came out and denied the claim. He said it wasn't any issue that they covered. So I called back and they wanted to charge five times the going rate on their own dime to have it repaired. Then a tech from NC Plumbing came out and he said, “It's cracked up here. Around here, it's rusted. This is totally within American Home Shield's." It's a $100 part, and the other company wanted $550. A few days later, he came back out and then he installed it. I was very happy. NC Plumbing Pros was perfect.
We've had the same problem with Proven Professional Construction before. When American Home Shield sent them out previously, they told me that my issue was not covered but it says in here it's covered. American Home Shield said, “Well, the contractor says is not covered, so it's not covered.” But I told them, “It’s in your list that it does it.” So each time they had to send somebody else out from a different company, they said, “Yeah, it's covered.”

DO NOT PURCHASE A WARRANTY. This company is horrible. Company cancelled my service request and they told me to wait another 24/48 hours for someone to “schedule” a time to come out for air conditioner service in Texas. Donivan in Escalations refused to transfer me a supervisor or manager. His words. “Ma’am I will not transfer you again or to a manager”. Wait time 6 days in 90-105 Texas heat (not including heat index) after I said to them I had surgery a week and half ago. Donivan hung up on me when I stated I would hold on line for a manager. Now no one scheduled to come out for 6 days.

I am writing this letter to express my deep dissatisfaction and disappointment with American Home Shield's failure to honor the conditions outlined in our contract. It is with great frustration that I bring to your attention the numerous instances in which your company has not fulfilled its obligations, causing significant inconvenience, financial loss, and emotional distress.
As a customer who entered into a contractual agreement with American Home Shield in good faith, I expected nothing less than the highest level of service and adherence to the terms laid out in our agreement. However, your company's actions have fallen far short of these expectations, leading me to question the integrity of our contract and the credibility of your organization.
I must emphasize the fundamental principle of "Good Faith in Contracts" which is universally recognized and upheld by legal systems worldwide. This principle implies that all parties involved in a contract must act honestly, fairly, and with the utmost good faith. Regrettably, American Home Shield's failure to fulfill its obligations under the contract is a clear violation of this principle.
Furthermore, I wish to bring to your attention the legal maxim "Fraud vitiates everything." This principle holds that any contract tainted by fraud, deceit, or misrepresentation is considered void and unenforceable. Given the numerous instances where American Home Shield has failed to honor the terms of our contract, I am compelled to believe that your company's actions may be indicative of fraudulent practices.
The harm, damage, and injury caused by American Home Shield's actions are significant and cannot be ignored. I have experienced prolonged periods without essential home systems and appliances due to your company's failure to promptly address repair requests. This lack of action has resulted in substantial inconvenience and discomfort for my family, not to mention the financial burden of seeking alternative solutions.
In light of these circumstances, I assert my reliance interest in this matter. Reliance interest refers to the actual interest, such as money due, that a party has when they rely on the promises made in a contract. I have relied on American Home Shield's promise of timely repairs and replacements for covered items, and it is clear that your company's actions have caused a breach of this promise. As a result, I am entitled to compensation for the losses incurred as a direct consequence of your organization's failures.
I demand immediate resolution to this matter by providing full replacement for the defective AC unit. I expect American Home Shield to honor the terms of our contract in good faith and without further delay. Additionally, I request appropriate compensation for the inconvenience, financial loss, and emotional distress I have endured due to your company's negligent and inadequate services.
Additionally, I went with another company to get an AC unit for $9000 that was financed. I requested cash in lieu. They offered me $1200. After I turned in required paperwork, my request was denied. Please consider this letter as a formal complaint, and I request that you address the issues raised within 14 days from the date of this letter. Failure to provide a satisfactory resolution to this matter will leave me with no choice but to pursue legal action to protect my rights and seek appropriate compensation for the damages suffered.
I have retained copies of all relevant documentation, including repair requests, correspondence, and any other evidence supporting my claims. These records will be made available to the appropriate authorities and legal representatives, should the need arise. I trust that American Home Shield will take this matter seriously and act in accordance with the principles of good faith and fairness upon which contractual agreements are built. I eagerly await a prompt and satisfactory resolution to this dispute.

Have had AHS for 3 years now. Last July 2022 called AHS for my AC .. Took tech 3 weeks to come out, came out and installed a new central AC. That was Aug 2, 2022.. Used for one month,. No problems. Cooler weather came, bundled it up for winter. May 2023 called AHS. Wasn't cooling my house,. They send a different contractor to come, they determined it was a bad install, and wasn't brazed right which all our refrigerants leaked out. Wanted 1300 to fix. I declined saying it was a bad install. The original contractor needs to come back and do the job the right way. Well he refused and said it was installed right, then said we didn't pay him. I have the check from the bank, then lies again and says we don't have it on a concrete pad which he suggested. HE NEVER MENTIONED A PAD AND INSTALLED IT ON TOP OF 4 CONCRETE BLOCKS.
It's been 85 in my house with no AC. I've asked to speak to contractor relations, supervisors...No go .. Filed with BBB, and the TNAG. Why are they believing the contractor? I call every day and record all calls telling them I am. All I get are lies and run around. This needs fixed asap. We are tired of the lies from these people.. Now the original contractor is saying we moved the unit that is why it doesn't work. I have pics of the day of install, videos, pics of every tech here. The unit has never been moved at all. I record or take pics of everything. I just want my AC fixed and will not pay one more penny.

My refrigerator went out 8 weeks ago. I’ve called over 15 times to get the same runaround from the reps. The service technician doesn’t call you back to get an update. When I did talk to him he said he submitted everything but AHS says he needs to come back out. Asked for a supervisor and they’re supposedly going to take 3 days to call back. There are so many red flags with this company while on the phone with the reps. They lie and cover up to avoid taking care of your service request. Stay far away unless you want to throw money away and be frustrated getting nowhere on the phone with their representatives.

We've only had one terrible experience with one contractor some years ago. We had a microwave that went bad and the contractor destroyed it. They disappeared, went out of business and it was a nightmare. When you buy any kind of insurance, the issue is insurance usually pays you if you have a tragedy and you're always betting on a problem. What's nice about American Home Shield is that whatever I pay in a year gets balanced out with the service calls. It's been financially worthwhile in my favor.
The only thing is that it used to be a $60 fee. Now, it's $100 and it's been going up. Eventually, they'll lose some people because the deductible may scare them. If it went up to $200 per call, it would be cheaper for me to go out on my own and take my chances.

AHS is always great. They provide great service. If the techs can't fix it after they come out and try to fix it, they'll replace the appliance, whatever the value is of the appliance. My dishwasher quit recently. They assessed it and said the motherboard went out. I could either purchase a new dishwasher from the website or I could get a gift card and go to Lowe's and get my own.

Please save yourself lots of money and headache and don't sign up with American Home Sheild even if they offered you some crazy deal for their service because there is actually some crap service that is not even worth the money even with 50% discount. Here is the story, the guy showed up out of schedule time frame, he entered my house with muddy shoes without even asking and started running up and down like crazy to do a sloppy job so he could make to 10 other appointment, when he finished I asked him to wait so I can check his work, he left without my signature on the paperwork, when I checked the paperwork he lied on the paper about everything he has done, nothing was working, he didn't fixed anything, when I reported this contractor, AHS denied to refund the $125 for the service that was not delivered. Of course I canceled the whole contract.
We do appreciate your feedback and apologize that this issue has caused you to cancel your warranty. It is not our intent to cause a difficult experience, and hopes that you would consider joining the AHS team in the near future. Have a great day!

With AHS, I like that the out-of-pocket expense wasn't so much. The only complaint I have ever had was, one time, they used a company out of Abilene that tried to not only charge American Home Shield, but charge us also. American Home Shield would pay for the parts. But, the guy told us that we needed to pay another $1,200. The other plumbing companies that were here in San Angelo did not do that. Titan Service came out for an appliance claim recently. The tech was great and very knowledgeable. The only thing was I needed two parts for the refrigerator. One came in, and then the other part had not and it took nine days to get the part. But that was the only complaint. I appreciate AHS and I recommended it to other people. I'm very satisfied.

American Home Shield has been good up to this point. We had problems with the refrigerator. I sent in a claim in May, and it took about three trips to get it fixed, but they paid for their part of that. Right now, we're dealing with a geothermal heat pump that's going out and a dishwasher. So the big deal with the geothermal heat pump is that the only person within our service area that they've been able to find to service it is not contracted with them, but they're willing to pay him. It's our usual service person. But everything’s at a standstill with that. He sent them what he thought was needed, that it needs to be replaced, and they've not followed through with that yet.
We have a dishwasher that they replaced a circuit board thinking that it would take care of the problem. But it didn't. There’s another circuit board they think is an issue, but they can't get it. So, they're saying the dishwasher is gonna have to be replaced to fix it. I don't know where we're going with that. We've not heard from American Home Shield in about three weeks. It seems like a pretty big runaround. But the folks we talked to at AHS are like with any company. They speak half English. There are two issues there and they're not getting those sorted out. They keep going back and forth with it. But the folks that they sent out were great. They've done everything that they were able to.
We appreciate the fantastic review and are glad we could be of service. If you have any further needs or questions, please reach out to us again.

My most recent claim with AHS was on my washer and dryer, and it was excellent. I don't have to call them very often, so when there is an issue, it's a difficult task to sort it out with that. AHS could fully vet the companies that they're contracting with because there are some scammers out there. I've had one instance where it was a nightmare. But other than that, I've had no problem. They fix my appliances and I don't have to go out and buy a new one or spend an astronomical amount of money. For my policy, I have a $100 deductible. For my washing machine, the motherboard went out in it, and it only cost me $100.

I had an AC unit that needed to be repaired. Their service provider couldn't come out for over a month. It's summer in Arizona, so that is not a viable option. They did send a technician to give us a quote. The part (evaporator coil) is fully covered; parts and labor. The service provider quoted an additional $5,700 for modifications to make the part fit! I have coverage for up to $1,000 in modifications, as I have the booster (Platinum Shield).
I pay extra for this every month. Since their technician was 1. going to take too long and 2. too expensive, I called and got permission to hire my own contractor and submit for reimbursement after the repairs. Somehow, they are only offering $890 as the "amount of the check is based on the full value that we would’ve paid for the covered repair". This is mathematically impossible, since there is coverage of the entire part and labor PLUS $1,000 for modifications. After multiple calls, I am no closer to getting this resolved.

I had a horrible contractor. For some reason, American Home Shield only listened to the contractor in getting things fixed. I had taken off days from work waiting for him and he would never come. But he would tell AHS that I wasn't there. I would send them screen pics of the text messages of him canceling at the last minute after I'd already been home all day waiting, but they never did anything. When I said, “All right. I’m gonna leave,” they finally sent out a new contractor who fixed it within an hour. So I left AHS, went to somebody else, and it was fine there. But then they stopped servicing my area, so I came back to AHS. Recently, I had a big leak. AJ Plumbing was awesome. Something in there was broken and they came out and they ended up replacing it.

My dishwasher wouldn't come on. I started calling American Home Shield personally. Before, they told me I can do it online. But if you do it online, you keep paying for every appliance. It only allowed you to do one. For my refrigerator, stove, and dishwasher, I was paying them separately and it was $135 for each item. What I started doing was waiting until I have multiple items. American Home Shield would send someone out and they can address all my issues.
Submitting a claim was easy. I talk to someone and I have to wait until someone gets in contact with me. It would take a couple of days for someone to call me and say they will be out. Sometimes, I don't get any calls at all and I will have to call them back. The tech I got was professional. He was a very nice guy and he got the work completed. The only problem I have now is my dishwasher because they said they are waiting on a part. But if you haven't received a part and it's been four months, maybe you're not gonna get it.
American Home Shield was more reasonable than if I would just call a plumber. I pay one price, which is 135. If I call a plumber, it's gonna cost me way more than that because they charge by the hour. With the home warranty, there's a bit of savings. So far, I had around about five items done in my home such as my refrigerator and my stove. The cooling was off with my refrigerator. It wasn't making any ice and it was always warm. They fixed that. As for my stove, I could have bought a part from Amazon and put it in myself. But I didn't know. It cost maybe 40 bucks. All in all, American Home Shield is awesome. My sister-in-law had a home warranty with someone else and she could never get anyone out there. I told her, "You need to go to American Home Shield."

I put in two claims in two years, and they came out perfectly fine. When my AC wasn't cooling, the tech who came out was super professional and very knowledgeable. He knew exactly what was going on. He said to give him 20 minutes. He went upstairs, checked a few things, went outside, checked a few things, and said, "I think I found the problem. Recently I wrote a 1-star review about American Home Shield on an unresolved 7-month-old claim. Shortly after that, I was contacted by a Rep from AHS who resolved my situation in less than 10 minutes. Am I satisfied... yes. The question remains; why it took a public complaint to bring a quick resolution to a 7-month-old situation. Answer: Offshore call intake/service.
Every time I called no one knew how to respond with an appropriate solution so my problem would get put in the limbo machine. Once stateside corporate became aware of the situation through this public complaint, it took exactly one (1) day to resolve the issue.
Original Review: June 18, 2023
I have American Home Shield as my home warranty provider. My oven stopped working in November of 2022. It took several calls to their offshore call center (Philippines) to get the ball rolling. They sent a repair tech 3 weeks after the initial report who diagnosed my problem and told them what needed to be done. Over the next five (5) months they went back and forth sending the wrong parts to him and not returning his calls in a timely manner to the point he refused to deal with them any longer.
Now they've had me in limbo again since early May contemplating on whether to replace my stove or try to find another service tech willing to deal with them. They won't allow me to hire a competent local source who specializes in repair of my stove and reimburse me for the expenses. They've told me a decision would be made within a week and I would be notified by email and a phone call. It's been three (3) weeks and I've heard nothing. They continually try to close the repair order as fulfilled so when I call back, no one has an idea what I'm talking about until they do 5-10 minutes of research. One of the difficulties is trying to understand this particular English dialect (at best). I am now in mid-June of 2023 and my oven is still broken. What more can I do other than warn others of this company's lack of action or concern for their customers/clients. One last item... They are never late in taking your premiums.
Dear Zachary,
I'd like to thank you for bringing this to our attention. I apologize for the difficulties you've experiencing and would like to discuss this more. Feel free to email me at consumeraffairs@ahs.com.

My refrigerator was leaking. Navigating the website is easy but it takes a little patience to get what you want out of it. AHS gave the name of Bradley Appliance and told me the tech was gonna come out at a certain time. But I forgot the most important part, you gotta pay. I gave the tech my cellphone number and he sent me messages saying he's somewhere west. He told me about the refrigerator and what he was he was doing. He took me step-by-step. Working with him was easy. He said that the tubing would last longer than the refrigerator because it's pretty old. He also checked a few other things and changed the filter. I gave him the filter that I ordered and he cleaned off all the dust in the back. That was very kind of him. I recommend AHS. But there are other little things that you don't have help with and that makes a little difference. Other than that, having AHS is convenient for people who don't know anything about repair work.

One time, a tech came and he didn't look professional. But my last few experiences have been awesome. I just had someone service my washer and dryer. I'm caretaking for two parents and I was like, "Okay. Is there any way you can come a little earlier?" They were here at 5:30 in the morning. If I ever need something with washer and dryer again, I would call those same people back. I've established rapport with them.
Sometimes, the reps are hard to understand. If I get someone who speaks another language, I really have to focus on listening. But the person on the other side really works hard and they don't seem to get frustrated. So, that helps. When I first started with American Home Shield, once you get everything set up, we would wait for the call. Now, I could call those people to set up the appointment. So, that's something I'm not clear on right now. But I know if I needed something, I would just ask again, "Do I call or do I wait for them to call?"
On my last service call, AHS said they will have someone call me. So, two days went by and I was thinking I had to just be patient. I called back and the people were given my wrong number and they said that they had called you. Somehow the man said my number, and I said, "None of those numbers even matched my numbers nowhere near them." So, they have to be a little careful and making sure that they get the right number
I like that AHS sends out an email for us to say that Winter is coming and that we need to make sure some things are done. They should continue with that. It's nice the be able to call AHS. In the long run, it's worth it because, you know, you just pay that fee monthly and then you just pay that other fee for them coming out. The one thing I wish was a little different, I had a problem with my electric and they weren't able to go into the wall. I wish there was a plan where you could upgrade to help get that resolved.

We have American Home Shield for several different properties and we're pretty pleased with them. We've made a lot of claims for general stuff such as refrigerator issues, oven issues, and plumbing. The most recent one was for a bathroom sink problem. It wasn't shutting off so we couldn't use it. They sent a local plumber, Jacob's Plumbing, to take care of it. The tech was terrific. He's been sent a couple of times. Techs are usually done with the work within a couple of hours when they're here. I have recommended American Home Shield to people.

I thought somebody ran into my house and made such a noise. The next day, I went out the door and it wouldn't open up. That was when I realized it was in two pieces. I called American Home Shield on the telephone. They wanted $100 to come out and put me on a list. But it took the contractor two weeks to get out here to fix it. I’m very dissatisfied because American Home Shield wouldn’t even send out somebody that was in the neighborhood to get the door raised, so I could get my rental car out. Instead of costing me no money for the rental, it might have cost me $200.

We've been with AHS for close to 25 years. We've had a couple of major problems, in terms of coverage and people trying to deny coverage. But we've had a number of good experiences, mostly good contractors. But a few were trying to sell us stuff to make extra money. We had a broken window on an oven door and we had a claim for air conditioning, too. We got acceptable service on both of those calls.

I keep having to pay the same thing over and over again. I have a problem with my sewer. So this year, I had the guy out here three times to unblock it. I keep telling American Home Shield, "Look, something else is wrong." A guy comes out and unblocks it, and it lasts for a while. But I'm tired of paying $100. The guy said, "Well, yeah, we should be able to fix that." But it never happens. Someone usually comes out in a short period of time. But one time, it took three days, which is a long time to have both your bathrooms stopped up.
I told American Home Shield, "Look, run a camera down the pipe. Let's see what's wrong with it. Let's fix it and be done with it." But they said, "Oh, well, we don't pay for that." I said, "Well, it's written in the contract for you to find and repair the stoppage. How do you propose to find it?" It's a big circle now. I'd like to have my sewer line fixed, so I don't have to go through this every time. When I call American Home Shield, they're good but they won't step up.

Up until the last year or so, my experience with American Home Shield's technicians was pretty good. I had a washing machine that needed fixing and a completely incompetent technician was sent over. He left the washing machine in worse shape than he found it. I reached out to American Shield. My wife Yelped the outfit that was sent to my house and it was nothing but negative reviews. I told American Home Shield that unless they had somebody else they could send to my house, I was gonna cancel my long-term relationship with them and I'll start fixing things myself if I have to. Someone came out and he took the machine apart and he said, "What kind of idiot worked on your machine the last time somebody worked on it?" He was in and out for 45 minutes and the washing machine was working perfectly all over again.
American Home Shield's customer service is in the far-flung parts of the world and they're all fine. They speak English well and I can understand them. They set me up rapidly with a repair outfit. In the past, American Home Shield repaired major problems lickety-split. On average, it's a bet you make with these companies. You pay a princely sum here for protection in the hopes that if something big comes along, they'll fix it and you'll at least break even on your premium payments. I've been winning the bet for a good 15 years.
American Home Shield should vet their service providers a little better. If we could figure out that a service provider had terrible Yelp reviews and we're not in the business of providing warranty policies on homes, the company that's involved in the business of providing warranty policies on homes would vet their providers a little better. Before we just blindly accept whatever service provider they're gonna send our way, we're gonna Yelp them. That aside, the biggest benefit of having the warranty is protection against a multi-thousand-dollar repair job that you had no idea was gonna come down the pike and having somebody fix it for a very small deductible in addition to your monthly fee.

I logged into the app. There's a request tab in there. And it asks, “What sort of repair request are you needing?” And it has a list of things. The app also has a notification if it's close to the end, if folks would like to renew or not. The last claim was for a sump pump leak. It's a 50-50. The electrical company that American Home Shield uses is great. The plumbing company that AHS locally uses is not the best with customer service. They were just there to get the job done, and were not there for, “This is why it's broken.” And it's hard to get scheduling around them. While I work from home, I always take calls for a living, so it's hard for me to get off right away. One guy was at the house, called my phone five times. And I was, “Guys, I'm coming. I promise! Give me a second.” But they didn't even say when they would show up, even if it was that day. They just showed up.
Hopefully the companies that AHS use are flexible. AHS should have an option to choose between different companies. It would have also helped if they had communication other than by phone, because the particular plumber in this case doesn't do email or text, which is hard. It's easier for the folks that work on the phones. That could be an avenue for reaching out to their folks would be good. If you get the service for the first year homebuyer thing, I would do it, because might as well. But I wouldn't renew it. It's more expensive to renew. And I'd rather pay stuff out of pocket or a deductible.

The keypad on our oven wasn't working and they came in and replaced the whole oven because it was so old. The tech they sent out was really nice and helpful. He even helped us with the dimensions of the oven we had because we weren't sure how big of an area we have to put the replacement in. AHS offered us a payout option, but we just got one directly from them. Then, they installed it and the installers were fast and professional.
But I had an issue with AHS a year ago where they couldn't find somebody who could help me fix my fridge. It kept getting passed around contractors and it was a pain in the neck. They made it right in the end, but it took me a month to be on top of people to get stuff done. Generally, they're helpful and I'm satisfied, but I'm not out telling people they're the greatest thing since sliced bread.

In the past have not had very good experiences with AHS but this one takes the cake. I requested service for a microwave in one of my properties on Friday 09 June 2023. Someone from the contracting company assigned, text me on that following Saturday to say they would be in my area on next Wednesday between 10 am and 3 pm. I indicated that I had an appt at 1 and asked would they have another time available. The company indicated they are only in my area on certain days and are unable to accept time stipulations. Why would you assign a technician that only comes in a customer's area on certain days and has a certain window of time on those days?
I am now going into my second week with no scheduled date to get my service request addressed. Additionally, AHS has a rule that the assigned company has to be given 3 attempts to address the service issue. Oh did I mention that I have not been contacted via phone one time by this company only via text and I have left them messages on their phone only to get a text hours later. This is entirely unacceptable treatment and a disregard for my time and money. They charge you the $100 service request fee immediately however you are expected to sit and wait until the assigned contractor "has time" to come and address your issue. In addition to them never calling me on the phone I was also told another reason they would not be able to accommodate a time after 4pm is because the technician has to get their children from daycare by 5pm.
We all have things happening, but telling a customer they can't come at a reasonable time because of your daycare schedule that has nothing to do with the issue I have is ridiculous and also very unprofessional. Additionally, not allowing the customer to provide a time that works best for them (which is how it should be) is also unprofessional. I have requested a new contracting company but of course AHS has the "3 attempt rule". so I have to wait until next week and hope that this company they have assigned will have a slot open that I can try to accommodate for them as a working person.
My other question is I pay you the increased monthly fees and I have two properties being serviced by you and you can't find quality service companies that can accommodate a simple microwave service? I would highly encourage you to shop around before signing up with American Home Shield for home warranty service. I will be shopping around, there has to be a better company that can provide the excellent customer service AHS "claims" to provide. I have given this company enough of my hard earned money in the past 17+ years. I am done.

For my AHS claims, we had the same air conditioning unit twice in a year and I ended up replacing it. My oven and my dryer were also repaired. The oven was the longest, but it was waiting for parts to come in. But other than that, the other claims had been very quick. However, AHS only pays $8 a pound for Freon and Freon is almost 100 bucks a pound. The first time they put more Freon in the unit that I ended up replacing, it was $150 for the difference in Freon. This last time, they were gonna replace the evaporator core, which means they had to dump all the Freon out of it. It was gonna be $1,105, my part, just for them to charge it back up. So, instead of that, I decided to take the credit that they were gonna give the air conditioning people for the evaporator and I invested in a brand-new unit with a warranty. But I recommend AHS. They've been good for me.

The ice maker wasn't working and the water would not come out anymore. American Home Shield sent Greenway, the same company I always prefer to use. I've never had any problems with them. The technicians are very thorough and good at their job. They come in and assess the situation. The ice maker took a little bit longer because the tech fixed one thing and then found out it was another. The water valve was frozen as well as the hose, which was why the water wasn't working. But after, he also ordered some parts and put everything in, and it's working fine now.
AHS once sent a company I didn't request and the person didn't do anything and charged money. I called him about the garbage disposal and the tech came in. I flipped the switch to let him know what was going on and things started working again. He turned in a work order saying he had fixed it, which he never did, and he never touched it. I did my research on the company and it was a 2-star company and I was very upset. I let AHS know not to ever send anybody out to my home except Greenway. If I call, I make it very sure and clear they can only send Greenway out to my home.

Carolina Custom did a good job on the AC. They identified the problem very quickly. There was flooding in the downstairs room where the air conditioning is. Apparently, it got clogged up and it was overflowing. They cleaned the pipe out, blew it out, and it was done in five minutes. However, the issue with our refrigerator has been going on for two years. I have spent at least five hours over the phone over a new refrigerator that was brought in where the ice maker didn't work at all. All we wanted was for them to replace the ice maker. They sent out four different crews, but they couldn't fix it. They put in a new thing and the ice maker would work for two weeks.
American Home Shield's solution finally was to give me X amount of money if I bought a new refrigerator. What I have to do is go out, buy a refrigerator, spend whatever it is, put it in here, send them the invoice, and they'll pay me $700 which is ridiculous. We spent $100 buying a portable ice maker and I asked them if they were gonna reimburse us for that but they said no. Over the two years, nobody from customer relationship has written to me explaining any of this. It's all over the phone so there's no documentation. I can't prove any of it. They never even sent me a confirmation email saying, "Get a new refrigerator, submit the invoice, and we'll pay you X amount of money." I called them three times and it takes 20 minutes or more each time to get through a customer service rep. Each time they said they were going to, they haven't. If it's something on the drop-down box that you have for getting service, it's good. You drop-down, click it, and they get someone out. They're good about that that's why I kept using them.
But when it gets to a specific issue that you can't address on their website, their phone rep system is deplorable. It's one of the worst ever. You get different reps depending on the time of day you call. Unfortunately, many times 'cause of language issues, I can't understand the people that I'm talking to. On the website, it says the problem is fixed so I would have to open up a new case and pay another $85 for someone else to come out. The way they have their system set up when you have an issue like we've been going through, they don't have a good way of dealing with them. Every time I talk to somebody, I have to go through the whole story.

We went through a lot with American Home Shield. I've been in my home for 20 years, and back in 2019, my air conditioner completely died. I have a two-story house, and they were gonna have to replace my air conditioner to a newer model, because everything had upgraded, but they refused to. The only thing they could do, because it was an old system, was remake the part, and it took about two and a half months to get the part. We had our friend who owns an air conditioning company come and put it together for us, and he soldered something so our air conditioner could work, because we were dying. We had to pay him $500 because it was a big part, and because our ac was an old one, we had to buy our own Freon. That cost us 300.
I was arguing with American Home Shield, left and right. We even had to stay in a hotel for a week and a half, and that was not cheap. I asked them, "Can you compensate me for anything?" They wouldn't help me with the hotel cost or even get me a little air conditioner. My son was working from home back then, and he had to work in the heat. I went and bought a window unit from Home Depot, and my daughter stayed with him. She was putting ice in the air conditioner so that my son could work and not be hot. My kids went through hell. At night, we would go to the hotel, and in the morning, we'd come and bring my son here, then I would go to work. When we got out of work, I'd come pick him up, and we'd go back to the hotel. It was miserable.
The worst part was when I would call and tell the rep, "It is extremely hot. Is there anything you can help me with?" There was no "I'm sorry." It was just a straight, "No, we don't do that." Also, the part was replaced, but the next year, we had our air conditioner serviced, and the guy said it was getting so hot that it was blackening. He said, "It's gonna go in flames real soon." A week later, I contacted an air conditioning place and purchased one myself. It was horrible. However, the most recent service was really good. I moved into a a higher plan, and once a year, American Home Shield sends somebody to check my air conditioning and make sure it's running good. My air conditioner was checked, and they did it for free, which was wonderful.
On another claim, I have a brand-new water heater that was just put in last year, and it shut off. Rooter King came and turned it on, then it shut off again, so they came two days later and changed the whole thing out. I had a warranty on the water heater from the company, and the repair man explained to me, "We can change the part, but the part will always be loose and never make that good connection like if it's brand-new." The repair man was good. He was very quiet, and he took care of it really quick. My garage is really full, but he figured out a way how to maneuver through without messing with a lot of stuff. I really appreciated that.

I've been happy with American Home Shield. I have some high-end appliances, and I like the idea that if I have any major issue, I'll just pay $125 pay per visit and it's gonna get taken care of. I've had appliances replaced. They replaced a KitchenAid oven microwave combination with a unit that was close to that. I looked it up, and that unit alone would have been nearly $4,000.
The first time we called American Home Shield, we had a little problem, but that was in the middle of COVID. Whoever we called was hard to get ahold of, 'cause people were working from home. Now that that's gone, I don't have any issues at all. I am really good with all of the contractors. The only contractor I ever had any trouble with, out of all the claims, was American Home Shield's plumber. They tried to tried to upcharge the things that weren't covered by the warranty. It was on a water heater repair. I ended up having to buy the water heater and put it in myself. Other than that. Everything has been great.
North Coast worked on a fan for me. They ordered the parts and repaired the fan. It took about a week to get the parts, but that's standard on that stuff. My most recent claim was for an air conditioning unit, and Austin Heating & Air is working on it today. They've been really good. It took them a little while to get the condenser coil because the unit is a little old. They had a bit of a hard time getting that, but they had it. They were gonna come out and install it last Wednesday, but for some reason, it decided to rain in California in June. It was a little too wet to be getting up there, so they postponed it a week. They're gonna take care of it this afternoon.

I find the site easy to navigate. I usually submit my work order online, then American Home Shield lets me know through a text message that a technician is coming out. Having a home warranty policy helps a lot, and I've always had a good experience with the techs. Recently, my washing machine wasn't spinning and they had to change a part.

I've had American Home Shield for years. I've got an automatic under counter ice maker that was covered, but about four years ago, I had a problem with it. They went on to check, and come to find out, they changed the plan and I didn't know anything about it. They charged me more money and took away some of the benefits. I wasn't too happy about that. They sent me a new policy, but these policies are quite lengthy, so to go and find a specific item like that is somewhat challenging.
Another thing is it's always better when I get somebody who is American or good with the English language. Sometimes, I get someone from a foreign country, which is principally the Philippines. A lot of them from the Philippines are fine, but some of them are very difficult for us East Texas boys to understand. It’s probably the same for them.
I always just go online and submit a service request, and they'll assign a contractor. As soon as I put in the service request, I've got a contractor's name and phone number, which is good. Also, I'm proactive, so I call the servicer the next day, sometimes the same day, and ask them when they're gonna be out. The last claim I had was for an air conditioning unit that was low on refrigerant. I told the tech what was wrong with it, and he put some LeakStop in it, so I hope that works. I had the same problem last year, but they did not put StopLeak in it.
Overall, I’m happy with American Home Shield. I don't have to go searching for contractors when something goes wrong, and their technicians have been good. I have to pay that annual fee, which some years, I more than use, while other ones, I don't. Over time, it balances out. The price of the contracts have gone up over the years. When I started out with American Home Shield, it was a little less than 1,000, but now, it's over $2,000. Contractor rates have gone up and parts have gotten more expensive, so I have to bite the bullet.

I called for my washer, and the repair person came out the next day. She looked at it, and it was good. I have another claim wherein a certain part of my air conditioner is leaking. I called American Home Shield on a Tuesday and it started the process. It was easy, but I didn't like that we still had to come out of pocket. I don't know why they're not covering certain parts of it. Also, the repair company came by Friday, and we're still in the process of getting them to get the parts, then they’re gonna come out and install it. Overall, I’d recommend American Home Shield because I have another home warranty at my other rental home, and they suck. I wish I could just go ahead and switch over.

Signing up with American Home Shield was easy and quick. But the amount of time getting a contractor or a service person out here was a little bit too lengthy for the problem that I had. It wasn't a problem with my TV being broken. It was a plumbing issue and that's something that needs to be addressed within 48 hours, at least. It took about four days for AHS to send someone out here.
The assessment that was done by the contractor was incorrect because I had a plumber that I hired on my own that found the problem was totally different from what he found. The cost from the AHS serviceman after he talked with his management was over $2,000 and I got it fixed for 175 from a plumber. The technician from AHS who came out was very professional and personable. But the warranty itself is worthless. I’ve talked to a friend since my experience and she told me she had the same thing happen with her so I would never recommend it to anyone. It was my very first and only claim and I won't be calling AHS again. I definitely need to end the contract soon.

American Home Shield honors their policy. It's just, sometimes, things should be done more. It's a person's fault if they don't get what they want, because it's black and white. But when a person doesn't know, they get manipulated that more things will be done. But it's in the hands of the people that AHS hire. They give you a variety of contractors but some of them are loud and 100% liars. And yet, they keep them on their staff or they keep them contracted with.
There's this company in Surprise called J & M Heating and Air Conditioning, if AHS had them come to my home, the problem would have been fixed appropriately. But they got terrible people. When your air conditioner goes out in the summertime, it's not a good situation. So, they should have the right people on the job. Also,wWhen you ask the reps to escalate a call, it should be escalated instantly rather than spend an hour on the phone. But nowadays, it's hard to find good workers and it's hard to get anything done correctly anymore. AHS has always been good. Some of their agents don't speak very good English, but they try.
Thank you for sharing your feedback Ryan. I'd like to apologize for not meeting your expectations. Please know that our team will be using your feedback to prevent this from happening again in the future.

My experience with AHS has been good. The plan that I chose for the coverage covers a lot so it is very beneficial. I like American Home Shield’s system. I like AHS's price, ease of use and the things they cover. I also like that I don't get contacted unless I need service and that they're not trying to sell me anything extra. I also like that I have quick service when I need it. Recently, we had a plumber out for a faucet that wasn't properly putting out water. I put in that claim in the evening on one day and I was called 8:00 AM the next day which is totally acceptable. The tech came later that afternoon and fixed it within 30 minutes. It was a very pleasant experience. He was very professional .
It was a thin screen at the end of the faucet. I tried to take it off myself, but I couldn't get it. So, I thought maybe it's not part of the faucet that's supposed to come off. The tech showed me what to do in case the issue happened again because it's the second time that's happened on that faucet. So, I asked him and he said there's a tool that you can use to crank it off without using something that's got teeth on it so it doesn't break the end of your faucet. Then to just put it in some vinegar, and then it's good to go.
The only call I've had any issue with was when my AC died a few years back. It took a week total to repair it, and this was in the dead of summer in Vegas where it's a 115 degrees outside. My house got up to about 95 degrees with the AC on. It was a busy season for the techs but I'm glad to get my AC fixed. It was just annoying to be displaced from the house for a week. Other than that, I've been happy staying with AHS.

They changed the order from one company that I had never worked with to another company that I worked with the first time. They sent out a dude who was not gonna do the fixing but just to do the checking. They took a fee from me. And then they took another 100 because I had to do it again. I didn't like that.
I am in the same situation now with the same company I had at first. The rep said, "Well, he brought out some spray or whatever put in there to cover the leak." American Home Shield really doesn't buy a new system. They will just fix the leaks. The system is gonna cost half what the house cost.

As far as American Home Shield, sometimes it can be a little frustrating reaching out to them, and the other half of the time can usually go pretty easily. American Home Shield sent Pro Appliance for my refrigerator. What was really cool was that they set up a video chat. I had to download this little app. They said they would call on a Wednesday at 10:00 AM. On Wednesday at 10:00 AM, they called. They came on and I talked to a man. I told him what was happening with my refrigerator. He said if I would take the phone over to the refrigerator, it would show him a picture of it. I opened the door and showed him a picture. He asked me to put it up on the seal up there where it tells all the description of the refrigerator and the serial number. After I had described what was wrong, he said, "It sounds very much, it's definitely the thermostat. And we will need to order the part. It takes four to five days to get the part."
On that fifth day, they called and said they had the part. I was leaving on a two-week trip. They said, "Well, just call us when you get back. We'll be holding the part." So when I got back, I called them the next morning and within 24 hours, they were coming out to replace the part. They told me I had to defrost the fridge for 24 hours. I thought, "Wow. I guess that means I'm gonna be cleaning it out." I did everything. I got it ready. They came on time and fixed it. There has not been an issue since. So, I was very pleased.
The video chat thing saved them from having to come. I live in a condo and you got to get permission to come in. I would have been here at the time they said they were coming, but still, with just holding my phone up there and he saw everything he needed to see was a really neat way to do it. As far as American Home Shield, they said that they would only send people who were quality people to do the work. So, I didn't worry about it because I thought, "Well, they should stand behind their guarantee of it." Whereas if I had just called a local anybody then that would not have worked as well. I was pleased that I didn't have any qualms.

My mom is in a terrible situation with American Home Shield right now. My mom has had her refrigerator out forever and has called people out there three times. Each time they came, they give her another line of what it's gonna take. The ice maker has never been fixed. She turned in the claim and paid the deductible a year ago. For the refrigerator, she paid the deductible and the guy said it was gonna be nine months to get a part. It doesn't even make sense that they would do something like that. All her food is spoiling. She's 87 years old and has no way of storing food, so she'd have to go to the grocery store every single day to buy food.
The tech told her to keep track of the food that was spoiling, because maybe American Home Shield would pay her for it. She was on the phone yesterday for a couple of hours. My daughter tried to help them and the girl was on the phone at American Home Shield. She said they deal with two companies and American Home Shield’s the best one. I have had the same experience. It was a claim for my air conditioner. It was making a noise and I could smell refrigerant outside of it. The tech fixed the problem with the refrigerator and it seems to be working a lot better. But I told him that the upstairs unit was making a noise and he didn't even go up there to check it. He was very friendly, but he looked very frail. I felt like he didn't go up the stairs because he probably couldn't have.
I've also had my air conditioners at my rental property fixed twice and the techs put Freon in them both times, but the Freon wasn't covered. It was $80 a pound for Freon and the guy said AHS only pays $10. The last guy I had fix them at my rental house was $190 a pound and I didn't know any better. They do the discounted price with American Home Shield to get the job and then they stab you in the back with the stuff that's not covered. So that wasn’t an experience for good. On my refrigerator, the condenser froze up and we've had it done three times. It has frozen up again and I paid a deductible twice on it.
I'm a real estate agent with a very large company. I personally I do all the sales and I sell about 140,000 a year and I use Home Warranty, Inc. But there were some problems with them and I had heard things about America Home Shield. So I didn't even go with the company that we represent. I went with American Home Shield. Now that I've had that experience, I'm probably gonna switch to Home Warranty, Inc. At least, with them, they will let you use a local vendor if they don't have one. I've had before where AHS has called people and they just told us they didn’t have one in that area, so I've had to call back two times.

We had a garbage disposal that decided to lock up and just quit, so I called American Home Shield. I had one number that took me to the plans program and told me that my plan had expired. I had to go through the prompts and figure out which one to put a claim in, and by the time I got through that, it took about 15 minutes. American Home Shield should make it simple and have one central answering system. Somebody else will run in the same thing, trying to figure out which phone number to call. It should be a standard prompt. If you need a plan, go to one. If you need to do a claim or follow up on one, number two. If you need to talk to a representative concerning a complaint, that would be number 3. The current prompts are not accurate enough.
My call went through different avenues before I finally got to where it said, "If you wish to apply for a claim or review a claim, press one." I talked to a lady and said, "Right now, I'm showing that my plan is expired, but yet you're still taking the payments out." She asked for the address, and then said, "No, your plan is still valid. We don't know why it went that route."
The repair company American Home Shield sent called ahead of time and said the technician will be here in about 15 minutes. It was about 10 minutes and he showed up. He came in, did the assessment and said, "Okay, I'll be right back." He walked out to his vehicle and came back with another box. He took the old garbage disposal out and put a brand new one in. For the amount that I'm paying per month and what American Home Shield covers, it beats a lot of the other places.
Wow! Thanks so much for your feedback. We appreciate your business.

They gave me the phone number and the date of when they were supposed to come. So far, I've liked the contractors that have come out to do the work for me. The thing that upsets me is when I call to get service, I can't understand the people that are on the line with me a lot of times. If American Home Shield would hire people that I could understand, I would be a lot happier. Also, I have called and told them many times that my address is not apartment **, it's space **. I live in a mobile home and they have not changed it yet. That's aggravating to me that they don't do what I ask them to do as far as my address.

The transactions are self-explanatory and American Home Shield provides the step-by-step process that you need. Recently, the air conditioning unit upstairs was not cooling. The communication was great as to who was coming and what time they were coming. There was confusion with the way it was submitted at first, but it ended up being very good. The company that came out the second time did a thorough assessment of what was wrong. They said the unit was bad. They replaced the unit and the concrete path that it was on. They were very timely and efficient in what they did. I would recommend having American Home Shield's services. We've had them previously then we moved so we had a lapse in coverage. Then we renewed again. My friends have them and they love them too.

I had a problem with the heating and air conditioning and American Home Shield satisfied my claim wonderfully. I'm very happy. They were more than willing to get it done ASAP for me. Their customer service is wonderful. I spent my career not only owning my little business, but also working for Merrill Lynch for 25 years, and I've never had a bad customer experience with them. If there is an issue with one of the service technicians, American Home Shield is more than willing to get that immediately taken care of. I had a service on my gas range that I had had a spill and could not take apart the glass door myself. American Home Shield sent someone out but he was crabby. He was the owner of company and was not happy that he was the one having to be out servicing any call, let alone just mine. But he did the job and had to redo it while he was here. I asked him if there was a problem, and he told me the glass was put in wrong.
Wow! Thanks so much for your feedback. We appreciate your business.

I've called American Home Shield three years in a row because my air conditioning kept going out, and they kept sending people. Each time, I had to pay the $100 deductible. The first year, it was I didn't have enough Freon in my air conditioning, so I had to pay out of pocket for a bunch of Freon at $250, then it was fine. The next year, I called them for the exact same thing again. They sent out another guy, and I was told I needed a new furnace. It cost me $960 to have the new furnace put in. This year, my air conditioning totally went out and I called them again. They sent another guy, and he found the leak which fixed the problem. They had to replace my air conditioner, and that cost me $2,600.
It took three years before they fixed my air conditioner right, but the people who did the job were absolutely great. The other people kept guessing at things. When I called American Home Shield back, they didn't say, "Well, why did that happen? Let's look into this." As a warranty company, they paid a lot of money. The first one wasn't bad, because I paid for most of it. However, they bought me an entirely new furnace, that we don't know if it ever needed to be replaced. I had to pay for all the installation as well. Now, they bought me an entirely new air conditioning unit. If they would have done that three years ago, we wouldn't have gone through three years of hell.
Also, it bothers me that the reps don't know what they're talking about half the time, because when the air conditioner went out, they were waiting for parts and it was going on two weeks. I told the guy, "I know I have to pay $2,600." He said, "No, you don't have to pay $2,600. It's $2,100." The bill was $2,600 though. We know all these people are reading out of a book, and it tells them what to answer, but they should make sure they have a little more understanding on what they're doing.
I understand your frustration and appreciate your feedback. Please feel free to contact us at consumeraffairs@ahs.com so we can talk more about your experience.

I had a leak in my kitchen ceiling. The plumber was waiting for American Home Shield to approve whatever they needed to do. My ceiling was open for quite a long time waiting for them to make a decision as to whether or not they were going to cover it. Ultimately, they made that decision. In the meantime, every time the air would come on, I'd have insulation blowing in my kitchen and I didn't like that. I figured out a way to put plastic over and tape it up to try to keep all that from spreading through the house. Then J & M came out to close the opening from where the plumber had to get into the ceiling and repair the problem. They were there when they said they were coming and did what they needed to do. I'm satisfied with what they've done. I just need to find somebody now to do the finishing work. Someone has to come out and lightly sand it and paint my ceiling. I have not heard from American Home Shield regarding that.

I had a leak underneath my sink. I contacted AHS to get a plumber out. The water damage was so bad so the plumber got a water restoration company out. They tore out my entire kitchen. My experience with the techs was good up until two weeks ago. I needed the plumber to do something and he didn't wanna come out. He said he could tell by just pictures. I sent him pictures but he never got back to me nor did he make a report. I have been bothering him, the office, to try and get this report to my insurance. Most of the time, I entered the requests on American Home Shield's website. It's very user-friendly. Once I called somebody and it was fine. And all the people that they've put me in contact with have always been good. I've used them four times, once for big stuff like the air conditioner, and everything was good. I had a contractor come out to look at some leaky faucets. The tech was good, friendly, and professional. He gave a lot of extra advice that he wasn't obligated to give. And he fixed all the stuff.
AHS saved me money because one of those things was a hefty air conditioner repair, and even just the pipes, because all I pay is the service fee and they come out and do everything. It also it saved me a lot of time. It was just as easy as making an appointment, and they got back to me quickly and sent a person out, and everything was professional and they fixed everything.

I have an electrical problem related to wiring around the transformer or in the walls. Certain rooms lose power randomly. Breaker switches are all on. My handyman said it is probably a wiring problem and it could cause in a fire in the walls and be life-threatening. I didn't even feel safe sleeping here last night. I paid $85 online last night to open a work request. American Home Shield assigned me someone who had 1 star review everywhere, including BBB.
One reviewer said the electrician they assigned was incompetent and a compulsive liar and they couldn't believe American Home Shield hired them. Because this could be a life threatening problem, I called and requested another electrician. They said that was the only electrician they contracted with in Tucson. They said they could charge me $85 to open a work request. I said "But you said that was the only electrician you contract with in Tucson!" They just kept asking for my credit card to charge me $85 to open another work request. I asked to speak to a supervisor five times and they refused. They treated me rudely and the service rep's English was difficult to understand. It took a long time to get her to understand the problem initially.

They were slow getting around to doing the work. I have to wait a few days. Also, I don't know why they have gone up so high on one of my accounts. I have two accounts, one here and one in another state. And for this year, they went up almost $30 each month on my account. I've been considering getting another service. American Home Shield's services were comprehensive and they were affordable. They're not affordable now. The yearly costs now are too high. But they have serviced me well over the years when I had many issues. They were professional, reputable, and took care of things. Recently, the upstairs AC unit wasn't cooling. I made the call with AHS and the customer service person picked up and put through the request for me. I received a text message regarding that and that the contractor would contact me within 48 hours. They came to the door, identified themselves that I put in a request for service and that they understood it was my AC unit and where was the unit located. The problem was an automatic shutoff valve regarding the drainage or the pan. It collected water. And in order to prevent it continuing to run and have water damage, the unit automatically shuts off if there's a problem. So, they had to clean out the lines. The AC works perfectly now.

My toilet kept on backing up. I paid American Home Shield $100 to send someone out, and they fixed the problem. The website is easy to use. I just click on whatever my error is, like if I try to claim like it's underneath my coverage and explain the issue and they say, "Someone will follow up with you shortly." And someone either called, emailed or texted me from whatever agency AHS decided to dispatch to help me out. The contractor repaired all my toilets and got me brand-new ones for free. That was great. The plumber knew a lot about what was wrong. He made a plan to follow back up and fix the situation, and he did.

My experience overall has been good. One of the frustrations with plans like American Home Shield is that you get the impression rather quickly that, you don't want anything to break. And if it does, you better hope it's cheap because AHS would toss it back to you. I haven't had many of those situations. But I had one a few years ago where I had a water heater go out. I called AHS, like I always do. They sent out a technician, and it was a $1,500 bill. I asked what the deal was. They said, "We can tell that you tampered with this. You've worked on this before." But I haven't. That was a stinging sensation. I'm barely able to work underneath my sink, much less a water heater. You have gas and hot water combined. I stay away from that. But beyond that, I'm very thankful that AHS is there.
We had to call on an air conditioning unit a few weeks ago. It was obvious what was wrong with it. You could see there was a mechanical issue. A wire was stuck in the fan. And you could see how even it could be repaired easily. The guy came out and he fixed it. I asked him, "Do you wanna check the coolant on it?" And said, "You do have a one month warranty." "Okay. That's fine." It went out again on us. I submitted a claim with AHS and we were able to input it as the same issue, because it was the same unit. That's a good setup. They should have fixed the whole thing the first time. Because they didn't, they would come out. They haven't charged me. I'm hoping it continues to work that way. I'm hoping the guy doesn't come out tomorrow and say, "It's the same unit but it's a separate issue." And I would say, "I asked you last time to check the coolant. You said it was under warranty."
I've had a total of three homes that were covered under AHS, and a couple of rentals. It's a lot better when you have a rental. I could say, "Okay, you got an issue. Let me call American Home Shield." They would get a guy out there. And AHS handles it. But there is always that, would I be shafted here? Not because AHS tries to screw people. They're trying to stay in business. And they can't replace people's $5,000 air conditioning units every time they send out a call. But customers want value too.

I had to have my dishwasher and refrigerator handles repaired. Even though they were separate appliances, American Home Shield put both in one service call. AHS made me pay the deductible before they sent someone. So, I paid the $75 deductible when I made the claim and that was it. They said, "We're gonna get somebody to get in touch with you, and it could take up to a certain amount of time." I heard from the company they put me with that day. They came on time like they said they would. The gentleman was very kind. He couldn't fix the dishwasher. I tried to super glue the handle, but it didn't hold. So, I ruined it by super gluing it. The contractor had to order me a new part. And that was in quickly. They came back. It was a positive experience. I would recommend AHS.

When I call for service, we got to argue, and we got to decide, "Am I going to be approved? Is it gonna be approved?" One year I filed for my icemaker, and they called it a standalone icemaker. I got the icemaker that you buy from the store, you put it on your countertop, plug it in the wall. They said that it's a standalone. But my claim was denied. So, I went and bought another one.
I called today to get some service on my deep freezer. It's a stand-tall deep freezer. Kenmore. It freezes and give me ice and it freezes all of my meat that I buy. That young lady told me it's a standalone deep freezer. I asked, "What is a standalone deep freezer? I'm not into all of that. I pay you all for service if something break, electric, water plumbing or whatever the case may be, and my appliance." She kept saying, "You're denied." She explained it to me, but I still couldn't get it. Plus, she's a foreigner, but she didn't speak clear English. I tried to tell the young lady, "You're gonna lose a faithful customer." American Home Shield did a routine check on my air conditioning and that went well. The man said something alarming, which was that I was low in Freon. I looked it up and he was right. I called American Home Shield and inquired about that. I have an older model air conditioner. American Home Shield was going to the only people that could get the Freon but didn't know how long they were gonna be getting it from this day forward. They were trying to estimate how much it was gonna cost to replace my air conditioner.
My huge concern is when techs come there, I'm paranoid. I want them to fix the problem and I don't want them to sell me something. This happened to me before. When the tech estimated the cost, it was $9,500. He was saying that I could get $1,000 dollars off from American Home Shield. I just got in this house and I don't have $8,500. But American Home Shield had told me that I actually have $5,000 towards whatever is going on like if something happens to my AC. I was glad to know that but I get scared. It makes me fearful when I'm calling American Home Shield to fix one thing. Sometimes I think, "Are they gonna sabotage this so I can get another AC? 'Cause I'm gonna be out of luck 'cause I don't have that type of money."
My tech was Thomas and he was really nice. He was professional about the situation. My question was, if I'm not comfortable with them, can I use somebody else that I'm comfortable with? I was told that normally, American Home Shield has to use the ones that they have on the list. My fear is I don't want someone to come in here and fix something that doesn't need to be fixed just to boost their business and gain income. I have to suffer the consequences of it.
All in all, American Home Shield has always been professional to me every time I called. They answered my question. I had to call them one time in the past year because I just got my house. In the other house that I had, I had American Home Shield as well. It has always been a good experience. The customer service was good.

Then it's a new claim, and I paid for it twice and this problem still exists. So, it is frustrating. As far as the customer service reps, it's hard to get one because you get the sales thing. They've contracted so many "agents". So, when you call somebody, you don't know if they're a company rep or agent trying to sell you something. I'd like to have actual people, and not salespeople every time I call.

I emailed American Home Shield and they sent a technician. He was rude and chastising me about the air conditioner. He was complaining about dust. I told him that the last technician that serviced it didn’t mention any of it. He said he was seeing the notes. If the first technician comes out and tells me to do something as a preventive measure, then I'll take it into consideration and do as best as I can. I didn’t need to be condescended by a technician. If you're a technician, you come work. That's what you get paid for. If you unclog drains, you don't complain about it being clogged up. He was doing that and I decided not to tell him anything. I needed my air conditioner working. He left but I got an email saying the job is complete. So I called American Home Shield and they said I’m still waiting on a part. The experience with American Home Shield was good because I was able to make my claims online. It was very expedient. I didn't have to wait online to call someone and wait for them to answer. I can schedule and make my payment with the tools accessible online and then probably within a day, I'm receiving a call back of who's gonna come out and take a look at the problem. I've put in three claims so far. Things happen at the wrong time so being a homeowner, make sure that you have something in place. To have something behind the scenes working for you so you won't have to be stressing out about huge problems that can occur in your home is great. Especially me since I'm the woman of the house and I take care of everything. That takes a lot of stress off of me because I have to try to find contractors on my own and trust people and it being reputable. So, that's good.

The plumbing company that American Home Shield has is horrible. They came the first time and offered me some sort of change, and they cost over $300. They said I needed it and they can install it for me for this price because without it, American Home Shield would not cover anything. The issue had nothing to do with the water pressure and even someone who came to the house and looked at it stated that had nothing to do with the issue. But the techs from AHS will come to find out since they already knew that there was no water pressure valve. They came back, asking the same question and said it was not gonna be covered by American Home Shield and that they were done.
I've been thinking to possibly just cancel because I pay every month and I pay the $100 deductible for nothing. For him to come to my house again and tell me that it wasn't the same issue from the first time. Then the first time could have been understandable because it was a water leak coming from the faucet. But this time, it was just the pump on the toilet that went bad, which is something that possibly my husband can replace. But we have coverage and we've been traveling and don't have time, so I'm just gonna call American Home Shield.
When you call AHS, you speak with foreign individuals and you try to explain to them what's going on. But instead, they go with what they want to put when you ask for service request. But other than that, AHS has been alright. I've been satisfied. I just had one issue fixed and the person was very knowledgeable. He came and said what the problem was and it took him five minutes to fix the stove and the freezer. He didn't say I needed the appliance to be replaced before they can work on it to try to make more money, which seems like what the company wants to do.

Absolutely the WORST home warranty company! My profile shows my phone number as the only number to call for updates and my wife's number was always listed as a backup. However, they NEVER call my number and constantly leave voicemail's on my wife's (who, because of work, cannot answer). I put in a work order to have my oven repaired on 22 March 23...as of 13 June 23, it has still not been completed. They had a company called HOTSHOT APPLIANCE SERVICE come do the work. Hotshot never answers the phone when I call for updates, they never return my calls, and even when AHS calls them, they don't answer or return their calls. When I call AHS, they are always apologizing for the service that I'm receiving but they never have a solution. Then I was offered a buy out for my oven of less than 1/3rd of the cost to buy a new one. What in the world?
How can any be expected to pay the annual cost of the warranty that is supposed to cover the cost or repair or replacement and then get a buy out offer for an appliance that would barely cover the taxes for buying a new one? On top of all of this...whenever you call customer service, you're connected to a call center in the Philippines...EVERY TIME! The language barrier is so bad that it's extremely difficult to convey your issues or complaints!

On May 9th I requested service for my garage door. It is still not working 34 days later. This is absolutely ridiculous. The contractor came to my house on May 14th. Said a part would need to be ordered. Then I didn't hear from him again for over 2 weeks. I tried to contact him and nothing. I called AHS and the first lady hung up on me after she started talking about a patient and hospital and got flustered. I can only assume she forgot what call she was on and chose to just hang up. The next lady said she would call the company and put me on hold. Came back and said she had contacted them and the part would be in June 5th. I knew that was a complete lie. Finally days later I was able to contact the contractor and found out that AHS had indeed lied. He already had the part in and hadn't talked to them. (Said, "Oh yeah that part is right here. Who are you? Where do you live?" Ugh!!!!)
So he showed up to replace the part...finally...on June 6th. Only to find out that the part he replaced was not broken and it was actually the motor. Which guess what?? No part. Just called him (he says he will call me but NEVER does) on June 12th and he hasn't ordered the part yet. Having a hard time BUT the part is available. (Then why hasn't it been ordered?) Said he will do that ASAP. AHS won't let me cancel this guy and get someone competent out that knows what he is doing. Lies about what they are doing. Is 100% unhelpful. You just click submit a claim, and then choose your category, and then you can pay for it by credit card or you can wait to pay the vendor. They also email you who the assigned person is, and the company name and phone number. Then you either call them to schedule or they'll call you and you talk to them. When I called to schedule the service, the contractor called me when they were on the way that day, and then I met the guy at the house. The contractors of American Home Shield tend to respond pretty quickly. We're not waiting lots of days for them to come out for their first visit. So that's been fine. They notify me that a service provider would contact me, and that the service provider that was assigned to do the service has been identified, and AHS would provide the name of the person and that of the company that would do the work usually by email or a combination email and text.

My air conditioner stopped performing and cooling at certain temperatures. It was an indication that something was going wrong. We got to it before the summer got too hot. I filed a claim with American Home Shield online and they responded with a contractor. There were multiple calls on this. This took longer than it should have. I should have learned better. On the first call, the contractor came out and did a quick assessment, but realized that they weren't qualified to work on the system we had. They went back and reported that up to American Home Shield. Immediately, they had somebody else come out. It was within a day or so. The next company did a review of it but their findings were not sufficient for what I thought. Home Shield first declined the request and they said I could appeal it and have another contractor come out.
The second contractor came out and didn't do a sufficient analysis of the problem. They did allow me to appeal and said if there's a different finding, I won't be charged. If there was a new finding or something else then I won’t be. So the other contractor came out. I stayed home. And I went through the assessment with him. The guy seemed much, much more professional. And his findings were that the unit was going bad and should be replaced. And so, they approved the replacement.

To submit a claim, I just send in a request to American Home Shield that I need service and it's incredibly easy. I pick my appliance and then, they start texting me that someone's gonna be there. I get the name of the contractor and their phone number. Sometimes, the AHS rep will even update me on parts that are getting dispatched to me. They're good about letting me know each step, when everything is gonna happen and when people are gonna be here.
I'm a widow and it's convenient knowing that I have that security that all my systems will be working for a minimal input financially. I don't have to put aside $10,000 for this and $5,000 for that. I just have to pay a small monthly fee and have a little bit set aside. The techs come out and fix and do anything in my home. I tell young people I work with that I have American Home Shield. I just gave the information to my best friend out in California and she didn't believe me. I just kept telling her and she's finally gotten American Home Shield. I've had them on every house I've lived in since '05. It’s very important to me to have that security.

As far as submitting a claim or requesting service, it's simple. It only takes a few minutes. Since we've had the policy, we've had a couple of things. The ice maker on our refrigerator went out. Someone came out, and in a few days, they managed to get the parts that were needed, and came back and fixed it. Last week, dryer still worked properly, but it made a lot of terrible noise. We called American Home Shield and they sent a technician out immediately. He was able to determine what was wrong and made the repairs while he was here. Those all went well. We have the usual peace of mind if stuff breaks.

American Home Shield is great. I love the service so far. I had something with my AC, something with the dryer and the washer, and with my pool pump. The claims process was really convenient. It was on my portal. It told me the company that would come out, their contact information, and then that the company would reach out to me to schedule. So, that's what I really liked about it. The repairs were covered. AHS was fast and responsive.

When things need to be done, there’s usually a fee that goes with it. If it’s $100, I can work with it. You don’t have to be overly alarmed. But if it’s $1,000, $2,000, or $5,000, then you up a creek. When anything happens, I always call American Home Shield and it's usually $100, $75. I have more than one property with them. The fee takes care of most everything most of the time. Every once in a while, I had to pay extra like with the furnace.
When the air conditioner wasn’t working, I submitted a claim on Friday or Saturday. The techs tried to come on Monday. My tenant was out of town and when the techs called, I was in water aerobics. That took a little longer because of the fact that we were busy. The tech went the next Monday. He was very punctual and very personable. I really liked him. He didn't have me wait a long time for stuff. The air conditioner is working well now. I had a birthday last week and had people over. I turned the air conditioner really high so that people wouldn’t be hot and it was good. I only wish American Home Shield can improve on the coverage of things. With one of the houses, they have reduced some of the coverage. They wrote me a letter, emailed me, or texted me to let me know I have a new policy.

Other than that, American Home Shield takes a lot of headaches off and it saves me a lot of money. The first vendor they sent out wasn't very good. They tried to scam me out of money. They said that there was a problem when there wasn't a problem.
AHS does cover wear and tear, but the vendor said that it was not normal wear and tear, which they didn't cover. Because the vendor said that, they wouldn't cover the toilet at all, not even fix it. It was not completely rocking the toilet, which they said. The second opinion which was On Point, came and evaluated, and it was a completely broken toilet. The flange valve was gone. So, there was no way it could be my fault. On Point was good as far as professionalism and technicians go. They came to fix the toilet, and they ended up having to replace it.

I don't have to guess if it's gonna be good quality work. The most recent claim was for my refrigerator, and the tech thought he had fixed it. I went back to American Home Shield to let them know. They reopened it. Then the tech called me and he listened to what I was finding, and what me and my husband figured out. Then he came back and re-diagnosed it. He said that he was able to finally complete the repair. I like that he listened, and he didn't get irritated that my appliance still wasn't broken, even though he believed that it was fixed when he left. With my dishwasher, we used the same guy that came out for the fridge, and everything was fine.

They're sending licensed technicians to do the specified work. Recently, the air conditioner went out. A contractor came out the first time but could not service it because the electric had gone out. The electric has been repaired so they were back out today to service it. They found out the condenser needs to be replaced. I'll be waiting to hear back from American Home Shield to see how the replacement is going to happen. My only concern is I'm not sure what's covered and what's not because the general rules that have been given are very vague. I placed a service call with American Home Shield on May 25, 2023 at which they automatically withdrew my service fee of $100 out of my bank account. A service technician did not come out to my home until June 9, 2023 (two weeks later). During this time, I attempted to escalate the call with NO success! On June 9, the serviceman who works for The Repair Shack came out and “thought” he repaired my dryer. Hours later I decided to FINALLY wash my clothes to only discover the job was not done correctly. I called both the Repair Shack to see if someone could come out again and AHS to report the issue in hopes to get it resolved.
I am beyond furious at the lack of customer service. As a loyal customer, I am unable to speak to a supervisor/manager. I am unable to escalate my call or speak to “step up” who can provide a better quality of service. This is going on 3 weeks now and to add insult to injury, I have a washing dryer full of WET clothes. Therefore I am forced to figure this out or else have mildew clothes. I cannot immediately afford another Home Protection Plan service provider given American Home Shield withdrew not only their service fee but my new monthly payment out. I am beyond frustrated and completely disappointed! I cannot believe they operate like this and are still in business. Very Unsatisfied Customer.

Their contract company & AHS A WATER SOLUTION, INC. I had multiple problems with the technician that was dispatched.
1. He was here for no more than ten minutes & proclaimed that my job was before the date of my policy of April & likely would be out of pocket.
2. He said the cost would be between $4,000-$5,000 out of pocket. I told him that it only began leaking about a week ago & had a photo with the time stamp.
3. He said he'd have to rip out my drywall, all new flooring & concrete. I said if that was the case that my homeowners would likely cover at least a part of this, he said no. I disagreed again on the date & what needed to be repaired. He told me he wasn't going to debate or argue with me & just left. I then immediately contacted ** for their free estimate. I figured they could tell me if they agreed with his assessment or if it was something else. They were here in less than twenty minutes. It was as thought, it was the clean out cap that had corroded & needed replaced. They did the work then for total $169.04.
AHS was going to dispatch another company for a 2nd opinion. But I didn't find that out until later in the day after this work was completed & when they did contact me, they stated they wouldn't come until Monday to assess the job. So under the circumstances, I felt the right choice was made & I didn't have to come out of pocket $5000. They also said that it wasn't leaking on the flooring until recently & it was only dripping on the surface, not from underneath, no buckling involved or other water damage as he was trying to state. I asked AHS reimburse me the $169.04 for the invoice from Roto Rooter. They refuse to refund me the $169.04 that I paid out because I didn't wait on their second opinion stating that it wasn't one of their approved companies. 1st, the 2nd opinion couldn't come till Monday. Second, if the first company AHS approved of treated me like this & wanted $5,000 out of my pocket, why would i wait for the 2nd one.

Today, I am a policy holder, however, after this experience, I can't say I will continue to be a policy holder. My A/C went out, I called AHS of which they sent out their recommended technician (Fast Response Heating & Cooling) who assessed the issue, it was determined my evaporator coil needs repaired, which is the reason for my loss of Freon. The technician departed and sent the report to AHS. The next day I received an email from AHS, stating my out-of-pocket fee is $3,236. Now this is absolutely a sticker shock! I contacted AHS whom advised they will cover the Evaporator coil but NOT the modification to bring it back to code and only $10 of the $230 per pound amount I needed for freon and other charges to bring it up to code for the repair, sounds like a equipment fee. I am shocked and disheartened at this assessment.
My A/C was installed in 2009, it is just normal age that has set in to cause this issue. I asked for another technician to come out because, well maybe this company is over stating the repair. If I have another technician come out is another deductible payment if the diagnosis is the same, however, if it is different there will not be a fee; isn't this like a 50/50 risk. I wanted the assessment to see, if it is in fact, a different outcome, but not at the expense of me possibly, paying again, maybe the diagnosis is the same, but not the bill!?- I declined this option. I was advised there is a cash option available, I could receive $385, only if I get it repaired by another contractor of my choosing and pay for it out of pocket, of which they will "reimburse" me. That is it, the only 2 options I am given, Option 1: Pay $3236 or Option 2: Receive $385... Neither of these options work.
I as a consumer, I paid monthly to AHS to per protected from unexpected home problems, I pay insurance to feel covered with unforeseen appliance break down. I do not feel covered, protected or secure, what I feel is dropped off in the middle of the road and each option given does not lead me to a path of success. We consumers do not know what it takes to fix items, how are we to know systems need modifications to bring an equipment back up to standard and there is another cost component or policy to add. All I knew was my A/C was not working maybe low on freon, but you AHS sent a company that charges $230 per lb, of freon, which this company stated I needed 7lbs to fill = $1610, and AHS would only pay $70 of this amount?!!
1st- that is excessive to have a company charge this amount if you are only paying this low of an amount and 2nd, shouldn't there be negotiated rates, you AHS should review the contract rates of these companies to ensure they are not inflated the cost. I am very disappointed and the future of me being a customer AHS is at stake. I need a response, I need someone to review my request for service contract and call me to discuss what can you help with, how can we turn this narrative around to be a safe, secure and amicably resolution???

When we have had a problem, usually, American Home Shield has been able to fix it for us. AZ came out recently for our hot water heater that was not working properly. The tech said our hot water heater is super old and there was not much he could do for it. He did say it needed to be emptied, and he showed me how to do that. He said they won't replace it unless it's leaking, and it's not leaking. It's just popping and making all these noises and burning electricity fast. It's still not working well, but it's not leaking. We did our claim online, and AHS responded very quickly.
They couldn't fix our washing machine, too, so they said they would let us purchase another one. They gave us these options, and I thought I was getting one similar to the one I had and it was not at all. It's a downgrade big time. I hate this washing machine. The one I had had the water softener tray for you to put detergent in and a tray for water softener dispenser. It had a lot of things. This didn't have that at all. There's no tray at all. There's no way to put softener in there. There’s no tray for anything. I was like, “No. This is not compatible at all. This is nowhere similar, the same features as the one I had before.” They were like, “Nope. Too late. Once it came in your house, it's yours.”
I tried to get them to take it back. I tried to get GE to take it back and give me one comparable to the one I did have. I spent six months fighting it because I hate it that much. I've only had it for two years, and it's rusting. I don't understand how a washing machine rust. There's supposed to be water in it, so why is it rusting? It did break down twice, but it was under GE warranty. GE had to come out and fix it. It's a piece of crap. So, that has bothered me because it was not compatible at all. They gave me three options. I thought what I was getting was truly compatible and had all the features of the one that I had before. I guess I should have paid better attention but when I looked online, it looked very similar, and I just trusted them when they said that they were the same features.
What they did was they delivered it and were gone within 10 minutes and didn't even tell me. That's not American Home Shield’s, but maybe they could have a policy to make sure something has to be signed. The people that delivered it just dumped it, and they were taking the old machine out. I thought they were gonna come back in and that was when I looked at it, and I went, “Oh, no. This is not good. This is nothing like the one I had. It's at least $3,000 cheaper than the one I had.” Then, they were gone. I was like, “What the heck? Where did they go?” Common courtesy is to come back and say, “Everything good? All right. We're leaving,” or “I don't need you to sign anything.” They just ran away. It added to the feeling of being scammed or having one pulled over on me.

Everything with American Home Shield is okay except for the schedule. I'm not happy with this service because when I ask for plumbing, they would send it to me after six days, and they changed the time. What if I had a big problem in my home? If I had a lot of water in the bathroom, what would I do? I explain, but it looked like they didn't care. The first time, they gave me a time between 12:00 to 5:00. These people thought I'm homeless, I didn't have work, family, a wife, a kid to bring to school. How come I would wait for them five hours to arrive? They didn't have a specific time.
Second, they gave me a bunch of days, like five, 10, or a week. Why all these complexities? They need to make more contract with people who could fix it. Don't leave people waiting for days. If they need to fix air conditioning or fridge, it should be next day. The same amount I would pay for AHS, I could pay it one time with my contract. And they would arrive immediately. But I have two years with AHS. Last year, I didn't use it. It's just for one time, for air conditioning. But this summer, I don't know why they take much longer time. They need to fix this, because with this way, they will lose a lot of customers. Other than that, the people are professional. When they tell me they would arrive in 30 minutes, they do. And the problem is fixed.

I had an air conditioner that wasn't working. The first technician came in a day but didn't want to repair it. My air conditioner is on the second story. He would have had to have leaned his ladder against my balcony which has a metal fence. He didn't wanna do that so he wanted to reschedule. I said, "We have a door from the second story. You can go through that way." He went up there and messed around for a while. It wasn't getting any power to the thermostat so it should have been a fairly simple fix. It started working. He left but the odd thing was he didn't give me any paperwork. Within 10 minutes of him leaving, it stopped working again. I called them back, and they said, "Your coils are bad. It's not covered under the warranty." I said, "What does that have to do with the thermostat not getting any power?" They said, "You'll have to call American Home Shield again."
I went up on the roof and looked. He sabotaged my system so that he wouldn't have to come back and work on it anymore. I called American Home Shield and said, "This is unacceptable. Never send those people again." After the first air conditioning guy, I went and looked at those reviews. There are a lot of negative reviews and a lot of negative reviews of American Home Shield because they referred this company to go out there. If they have a lot of negatives on a company, why are they still doing business with them?
American Home Shield sent another guy out. He came and looked. He thought there was something wrong with the cutoffs. He replaced that. He also made notes that he thought that the system had been sabotaged because things weren't right. It started working again then stopped working and started blowing hot air. I opened another ticket and a third guy came out. We've had him before, and he was excellent. He went up there, repaired everything that he found wrong with the air conditioner and it's been working ever since.
American Home Shield doesn't pay a whole lot to have the technician come out. I asked the guy and he said, "We get paid to come out one time. But we don't get paid to come out any more times. So if there's some other problems or something doesn't work right, we don't get paid to come back out for that.” From now on, I'm gonna be very careful. When I call in for my air conditioner, I'm gonna say, "Don't send any other company but this one company. I want this one technician." He's been out here twice now. He gave me paperwork that showed that he did the repair. The first two companies did not give me any paperwork. They just left.
American Home Shield should take care of their customers. It might cost them a few more dollars, but a few more dollars now is better than loss of dollars in the future. One time they would not replace the water heater because it had been replaced years ago. Apparently, in where I live, you have to have a building permit to replace a water heater. Whoever replaced it did not take out the building permit. They said, "We're not replacing that because there was no building permit. Therefore, we're not responsible." That was a cheap shot. But I had some benefit for all these years of paying $600 a year to my warranty company. Our oven broke a few years back and the parts were no longer available. American Home Shield gave us a brand new oven. That was a good deal.
We appreciate the fantastic review and are glad we could be of service. If you have any further needs or questions, please reach out to us again.

We put in a claim for an air conditioning repair. A technician was at our home in three days but I'm not sure he took care of the issue. American Home Shield could improve on their approval process. They could also do a better job at selecting more skilled companies. They don't have the most highly skilled technicians.

I don't like American Home Shield. They oversell. The price is not equivalent to the services. They more cater to the third-party vendor than they do the customer. A lot of the customer service people don't speak very good English. It's frustrating because you have equipment that's down or an appliance that is not working and you got a battle with the language barrier. The service call now went from $75 to $100. My plan went up too. It's $759. The average person would pay the $759. But what you don't know is you can call them and negotiate that rate.
My refrigerator was out for two weeks. I called American Home Shield to see when they were gonna schedule the appointment. The lady gave me the number. I called the vendor and they said, "We were just getting ready to call you to schedule your appointment." They were booked for that week. That meant I had to go through the whole weekend. You would think a refrigerator is more of a priority because that's people's food. I lost all of my food. American Home Shield does not reimburse for any loss of food. I wouldn't have lost any of that food if someone had come out within a certain period of time. They don't even tell you what's the response time for them to reach out to you. None of that is ever made clear when you sign up.
When the repairman finally came out, he said, "I don't have this part. We're gonna have to order it." I waited a week and a half just for him to come out to tell me that he needed to order a part. They ordered the part and the part was delivered to the merchant. I called them about 27 times 'cause the person wasn't calling me back. The mailbox stayed full. The rep with American Home Shield said, "You gotta wait for them to call you back." I said, "For what? I don't have a relationship with them. You do. You need to be trying to reach him and you need to allow yourself so much time before they need to respond back to you. If they don't, it's up to you to determine how do you fix this because I'm paying you, I'm not paying them. You need to resolve this situation."
I found out they have what they call tier four. All of their merchants are on tiers. If you call them, they may put you on a tier one where you're gonna wait two weeks, and the person doesn't know that that's happening. When the client is very upset and about to cancel, then they call in their tier four people and they come out and knock it out. When they upgraded me because I complained so much and they gave me a tier four merchant, he came out on a Sunday. On Monday, he was there to fix the problem.
Wow! Thanks so much for your feedback. We appreciate your business.

I called my claim in. Sometimes, it would take American Home Shield a minute. They would tell I could go online. This last time, we had a foreigner so I couldn't understand them well. My air wasn't working, but the contractor said it was just the circuit breaker had tripped. And he said I needed three tanks of Freon, which American Home Shield only paid $10, so I had to pay $345 out of pocket. We always have to pay out of pocket. I like the security of something major going out, I could cut the cost of it. But because I got my hot water tank, I still have to pay $600 out of pocket. Also, my payment keeps going up, so I'm paying $87 a month. And I have a $75 for every service call.

It was frustrating at the beginning. But American Home Shield has improved over the past two years. That's why I kept them. They still have more improvements to do, but they're getting there. Before, the claim process was very disorganized and no one knew exactly what was happening. Now, it's more organized and it looks like it's more in the hands of the contractor to keep me informed of what's going on and they do.
Recently, the pool came on and off. Maybe the pipings were clogged. So, I submitted the claim and the contractor contacted me, they troubleshooted over the phone, and they said they had to come out. They did and fixed it. The tech was on time, professional and quick. Everything works perfectly. The wall outlet in my laundry room for the wire started burning. So, I put in a claim. It was a long weekend, so I had to wait a little longer. But I understood because it was a holiday weekend. The contractor called me back the following day on Tuesday after Memorial Day and they came on Thursday, fixed it, and the tech even gave me some tips on different things I could do to keep the laundry room safe. I was going to put in a request for my doorbell, but I don't see that AHS covers the digital one. They only cover the old one. That's my only suggestion - if they could update their contract to cover those because not many people have the regular old ones.

When you call American Home Shield, they more or less come on right away. You don't have to wait very long. Maybe five minutes at the most before someone comes on. But usually, it's faster than that. They give you a list of things that they do cover. It's gotta be inside the house. Nothing outside your house or in the backyard. The appointment is always the following day. You only wait one day for someone to come out.
American Home Shield gives you the people that they're gonna use and you get their phone number and you can call them before they even call you to make the appointment for them to come out. You do them a favor by calling them because they got other things they're doing. If you call the contractor, you save time that way, and then they make the appointment. Now, when they come out, if they don't have the part to fix, then they might have to order the part and that might take a week. So then, they come out the following week with the part and finish the job. But the job gets done one way or the other. But I hate when I have to pay American Home Shield the $800 every year. When I first started, it was $500 a year.

We've been with American Home Shield for three years and I've renewed yearly up to this point. I called them to provide services to my appliances that are still under warranty. They have a portal online. The recent one was an annual AC checkup they advertised. I clicked and they followed up with they assigned that to a local technician, and they called me to schedule an appointment. They contacted me in a timely manner. They were nice and professional. The warranty gives me peace of mind. It is not cheap, but I understand the trade. If it continues to make sense, I'll purchase it again. It works, and AHS does what they say they would do. They provide timely service to all my home appliances.

When I first moved into the house, I had American Home Shield for one year for the first year we were here, and I wasn't able to renew. That second year, I had so many things that they could have covered. Time went by and I finally had enough money. I wanted to get it again because my house is a bit older. It was born in the early seventies at some point and things could go wrong. I thought it would be more, but that was my assumption. I thought it had to be all upfront and it was a lot more than it is. It's a bit more per month, but it's still very doable if you couldn't pay a year at a time. You get a discount for paying a full year at a time.
The first time around we only had to call in one and that was the air conditioner. There was water leaking out where the air conditioner is and the contractor showed me where it came from, what to do about it and they cleared that pipe. The other time I've had to have them out was recently when, on the ground, it looked like water leaked out from underneath the toilet, thinking maybe the wax seal was bad. But it was the seal between the tank and the toilet. I didn't even look there.
I recently called AHS for leaking around the master bath toilet and the contractor came out. The contractor looked somewhere where during the time I didn't have them, the other people didn't look there, and they fixed it right away. The tech came in, did his stuff back and forth. He did not have to go anywhere to get supplies which was very nice because they already have everything. I don't have to wait longer. They called and were able to come a day earlier than original because there was somebody in the area. And when he came to go over things, he had pictures of everything before and after, and what he did and why he did it. I'm going to keep this warranty because of all the money I spent that second year on buying new appliances or getting appliances fixed.

I'm a fairly new American Home Shield member, and I was highly disappointed that even though our roof is covered under the plan, they did not cover any part of it. It does not state anywhere in the agreement that we had that pre-existing conditions can't be covered. So, we got one out to do an appraisal from American Home Shield, and nothing was covered by American Home Shield as it has stated that it would for roofing. We did have a kitchen sink replaced, and that was fine. We had a ceiling fan replaced and that was okay. It's just it was the lowest quality fan that they would provide. It was interesting that if we wanted a higher quality fan, we can get it and they would just give me a credit, but then, we would have to get someone to install it.
With other people that I know that have American Home Shield, it's not that way. If you want a higher grade or a higher quality product, then American Home Shield covers for whatever that part is or product. You get a credit or you pay the difference, and then they will come out and install it for you. We went ahead with the lowest grade ceiling fan so that they can install it because what's the point of getting the upgrade and then paying for it, and then getting our own technician to install it? What's the point of having American Home Shield if we have to do that? So, we ended up just going with the lowest grade even though it's significantly lesser quality than what we originally had.
As far as the refrigerator, we recently had an upright freezer that they came in to fix and replace. The guy was amazing. He fixed it, and it's working again. The kitchen sink was okay. AHS would only supply the lesser products and if we wanted to get a better product, then we would pay an upgrade. Which I can understand, but I thought that it's supposed to match the quality of product you have. I'm somewhat disappointed because all of this is for my parents who are elderly. So, we'll see how it continues because it is convenient, but it is not what I had expected for a service. The roofing didn't come through at all, so we just didn't do it, and the guy had me on the phone forever. I just wanted to get off the phone because he wouldn't even stop talking about why they were not covering the roof, even though it was in the plan that was included.
Your review is concerning to me, and I'd like to know more about it. Please contact me at the email sent to you.

American Home Shield's contractors have been all good, including the last one. It was a lady that fixed it. It would have cost me $1,000 to get it fixed on the open market. Also, the dishwasher wouldn’t wash. There were two occasions when technicians came out. The first came out in a week, looked at it and assessed what needed to be done. And he ordered parts. Three weeks later, the other technician came in and put the parts in. The only complaint I have is that it took a while for them to get here and get the job done. It took over a month to get it fixed. But I realized it could be a supply chain issue.
The guy was out there servicing my air conditioner and had to refill it with the refrigerant. AHS didn't cover that. And it's the most expensive kind I could get. It was 700 bucks to fill it up. I got hung on my air conditioner. And I didn't read the fine print. But the tech that came out did a fine job, had all the equipment and knew about what was going on and how it was going on. And I got a new stove one time because of the warranty. It happened when we were renovating the kitchen. So, it was fortuitous that we got that. I've got good use out of them.

An hour or two later, I got an email from them saying that the contractor had been scheduled. Even though they didn't call me, they scheduled it for between 8:00 and 4:00 during the day. It was very quick. The tech was a very good, young fellow. He knew what he was about and he always kept us informed. We were satisfied with everything he did. My most recent claim with American Home Shield was for the air conditioner. The technician came out, and he was right on it. He pulled out his meter right away and checked the power supply for the thermostat. My thermostat was dead. He opened up the panel for the air conditioner and said, "There's no power coming into it." So, I went downstairs. The breaker was shut leading to the relay, and the relay had control power so it was still showing an orange light like everything else did. I said, "Well, let me cycle the power." So, I turned it off and waited 10 seconds, and turned it back on. After 10 minutes, the relay clicked and everything came back. So, it wasn't anything broken with the AC, even though in the past they have come out.
The same company came out and worked on that AC and fixed it before. They've done pretty well other than the fact that they're plagued with the same thing everybody else is plagued with. They get cheap Chinese parts from the corporate office, and they have to deal with that. As far as the customer service representatives at American Home Shield, they're very good. They don't really seem to be as new as the other non-native English speaking people, which means that they can understand the English language much better. I can tell they're not native English speakers, but at least they've been practicing whatever they have been doing to upgrade their ability to function in the linguistics.
As far as American Home Shield, they replace stuff that I know it cost more than what I've been paying out. It's good. They replaced stuff, and I don't have to pay more than the 100 bucks. A visit in the past for the air conditioning, you have to pay for anything over 100 pounds. I got two AC units. They're big units. So, that's a bad thing. Recently, I upgraded to the premium contract so that I wouldn't have to bother with them having them charge me for refilling the AC Freon. They changed the contract and made me go through a whole another freaking rigmarole, and they had continued to charge me for two contracts from before, the original one and the premium one. I was getting charged for the new one. They got that all figured anc fixed out. They back paid me for that. I just haven't got a chance to call AHS back to find out if my new contract covers the same thing as the old premium contract did. So, that is majorly confusing to me.

I had tried the reset button and that didn't work. I had a tech come out and he showed me how to get a cheap tool that I ordered from Amazon now so I'll have it next time. But the air conditioning people that they send out are horrible. I ended up just calling my own air conditioner person to check my system. Other than that, AHS is good. I have an older Logitech surround sound system that stopped working and I submitted a request for that. AHS approved me going to a qualified repair shop to get it done and it took a while for the repair shop to get it done. But it cost me the $100 standard deductible, which saved me several hundred dollars to get the stereo system repaired so I was very pleased. Another claim was for an electric oven that's 20 years old or so. It stopped working last year so I called and AHS sent out an electrician who wasn't able to repair it immediately. But he took the control panel away and, a week later, he was able to return with a repaired control panel and put it back in place. We were out of our electric double oven for about a week but again, it cost me $100 and it would have been in the range of $300 to $400 if I had to get it repaired myself.
Just recently, I had an air conditioning problem and we had some visitors over. The AC wasn't cooling as well as it should so I called out the AC people and, in this case, found that the issue was a maintenance problem. It wasn't covered by AHS but the service provider did the work that was required to get it cooling properly again.
The fourth claim was while my relatives were here, the hot water heater stopped working. This was the only time that I felt that AHS could have done better. The water heater was getting airlocked or something like that and it was an intermittent fault. When AHS's plumber came out, he said there was nothing wrong with it mechanically and so there was nothing that would be covered by the warranty. He reported that back to AHS, but at the same time, gave me a quote for $3,300 to replace the unit. I was annoyed that he didn't listen to anything that I said, which was that I only had intermittent hot water. It's just that when he was there, hot water was flowing.
I asked for a second opinion and AHS sent out a second plumber. This plumber listened to what I said, understood what was going on, and was able to provide a basis for a replacement of the hot water heater. I ended up getting AHS to replace the hot water heater. But under the terms of the contract, they only provide certain parts of the replacement cost. I ended up paying $1,500 to the plumber to replace it and AHS provided the hot water heater but didn't include a lot of the additional piping, the pan, and things like that and getting on the roof that the plumber had to do as part of the work process. Also, rather than just tell the contractor to go pick up the tank that they said he should use, I'd have preferred for AHS to have given me the opportunity to pay a little bit extra and get a more energy-efficient, higher quality, longer warranty water heater. But overall, I've had positive responses.

Recently, I had a faucet leak that I had refixed. The tech came the same day. Some of AHS's contractors have been subpar. But 70% of them have been good and their reps are good as well. AHS should scrutinize more of their vendors that they hire. 'Cause when I go on the Better Business Bureau, some of them have not real good reviews. I called them out on that a couple times and they just said that if there are any issues with the current vendor, then we can always get a second opinion from another vendor that they have for my area.
That's more of an inconvenience for the customer to have another opinion and leaving that open to suggestion. I have to take another day off for the second vendor to come. If AHS has the best vendors in the first place, they wouldn't have to be second-guessed. Other than that, I like having someone to call at a moment's notice when something goes wrong with the house. I don't know any vendors so instead of me having to do the work, the warranty eliminates me having to go through reviews and check on multiple vendors. Also, it's one locked in price so you know what the cost is gonna be. In my case, it's $75 out of pocket and there's no other unknown expense. AHS gives peace of mind.

I’m a huge American Home Shield fan. When I bought my very first house, I was 24 years old. My real estate agent gave me a free year, and I may have missed a year or two, but I've been with American Home Shield for 25-plus years. They've been really good to us. The only thing that is a bit aggravating with them is when I have to call them, I better have 30 minutes set aside because I'm on hold forever. The online is a very easy process though. I've had times where I've been aggravated as well, but more times than not, if something is broken, they take care of it. If it's legitimate in the contract, they fix it.
We have a large house with a pool and it's a little older. We've had pool issues, like the pool pump or the pool filter, and they've taken care of them. We also got a water heater. A few years back, one of the icemaker buttons on our refrigerator wouldn't work and they couldn't fix it. They replaced the whole refrigerator. I have my own business, so I talk to people all the time and I recommend American Home Shield a lot. 'Cause I hear so many horror stories about people getting home warranties and they won't fix anything. More times than not, I find that if it's turned down, it's from the person they sent out being too critical on something.
In the past year, I've had two different times where I've had something turned down that the person they sent out wasn't very good. I'd go through them and do a second opinion. If I lose, I have to pay, but I've used the second opinion twice this year and it has worked out for us both times. I had a company that came out that was more interested in trying to sell me a tankless water heater than fixing my water heater. The plumber from the first place told me, “We can probably just switch this out. But it's fairly old. It's gonna go out soon anyways.” I thought, “Okay. If you can switch it out and I can make it work for three more years, I'd rather make it work three more years.”
I wasn't gonna do a tankless, but even if I replaced my water heater, it was $1,100 just to get it. They said I had to get it up to code. My water heater is fairly new, and I've already had it brought up to code. I thought that 1,100 was weird, so I got a second opinion. Westside Plumbing came out, and they were really good. I like them. The guy, within minutes, said, “You just have a sensor out. Let me reach out to American Home Shield and turn this in.” The next day, he called and said, “Hey, sensor's ordered.” Westside Plumbing drained my water heater, put the sensor in, and it works brand new again.

American Home Shield is there when we need them, and the biggest thing is savings when something happens. However, we've been offered some contractors who never returned our calls. We also talked with some and found out that there were other steps we had to go through first. We've had different relationships with each. We are going through some things right now trying to get a roof job done. Some shingles were torn off our house, and we were hoping to get that taken care of before the deluges come. We called American Home Shield, and they told us what to do.

Every year, I've had to call American Home Shield to have someone come out to service our air conditioner, because for whatever reason, it doesn't work right. I have not had a horrible experience, but I'm starting to question the contractors that they use because I should not have to have someone come out every year for the same problem.
I'm also waiting on the contractor to call me for a recently scheduled appointment for my heat pump, again. They have some charge on our estimate for $1,000 for the Freon that goes in the unit. But I just had Freon put in the unit two years ago by another company that American Home Shield sent out. According to the contractor when he came out the week before last, once you put Freon in the unit, you should never have to replace it. So I'm questioning the validity of that charge. Other than that, I have recommended AHS to other friends who are also homeowners because they get someone out pretty quickly when I call and they seem easy to work with.

We needed a faucet repair and the first guy that AHS sent out was okay, but the thing was done incorrectly. So, we had to send for another one and they came out and fixed it. Also, we had to call AHS eight times to get the proper information.
Dear Gregory,
Thanks for bringing this issue to our attention. Please know that I'd like to look into this further. Send your contact information to consumeraffairs@ahs.com and I'll be back in touch with you soon.

I don't use American Home Shield very often, and like any other insurance, it's a waste of money until it's not. If there's something big, it'll be a savings. One time, I had an electrical issue with a 220 outlet and it took four days for someone to come. They gave me the option of one or two days, but it wasn't gonna be until Monday. There was a short and the repair people replaced the outlet.

Besides finding information and purchasing, I had two experiences with American Home Shield. We've had two repairs for our house, and they came in, repaired and fixed it in a quick way. The first repair man was not so good and I wasn't too happy with it, but I never provided feedback back to American Home Shield. On the other hand, the other two repair people that I've had were great. They were on time and courteous. Overall, having a warranty on the home helps to offset the cost of life in general. They could reduce the service call cost though.

There are a lot of different companies to choose from and it's confusing to compare them. I work in part as a Realtor and I deal with home warranties in a professional context and still found it difficult to be a shopper and look to buy one for myself. I wound up choosing American Home Shield and I've had them for two years. I've had one claim and I was disappointed in the outcome. They said they carried a wide range of products so that if I had a breakdown of something and it had to be replaced, it would be replaced with something comparable. The item that broke was my front loader washer and they offered me three other kinds of washing machines, but none of them were front loaders, which I'm not sure in what universe that would be comparable.
I have a small laundry room, and my washer and dryer stack. I have to stick with that. American Home Shield offered me the money that one of their three would have been and I had to then pay almost a $400 difference out of pocket to get the washing machine that I needed for my situation. I was really surprised about that and I had to pay the deductible and the service charge of the person coming to assess it. At the end of the day, getting that new washer cost me close to $600, which was less than the washer would have been if I had gone and bought it at Home Depot. When I consider I paid $500 for the damn warranty, I wound up paying more for the washer in the long run than I would have if I had not bought the warranty
All in all, I'm a little more satisfied than dissatisfied because, ultimately, the washer got replaced. When it was time to renew though, I was really debating about whether or not I was gonna renew. The price had gone up and I was really on the fence about it. If I hadn't recently gone through a divorce and not had a lot of savings, I would have just not renewed. However, I chose to renew and now, there's an issue with my AC, so I have to deal with them on that. I've been waiting to hear from them.

The repair people came within a business day or two after I put in the request. The fan motor on my AC must have fell off a little, so they had to reposition it then screw it back in. With American Home Shield, I like the security of having someone to contact when unexpected issues pop up.
Jerald, we appreciate your business and value your feedback. If there is anything else we can do for you, please let us know.

We had a leaky faucet throughout the house. So, we had someone come out to do a check to see if there was an issue with just the faucet or if it was a bigger issue. I did the claim online, and in 72 hours, someone came out. It was quick. The issue was just a leaky faucet and they needed to replace something in the faucet to keep it from leaking. All in all, I like the speediness of the response that I got and the contractor that American Home Shield sent out was topnotch. I've had home warranties before, and they are one of the better options. It's expensive, but so is everything else, so to me, it's priced correctly.

I've got multiple rental properties, and with American Home Shield, I don't have to worry about finding a contractor when something goes wrong. I just call them and they can take care of everything. The claims process is simple and seamless, and the service has been good. I recently had a claim for a water heater at one of my rental properties, and while AHS did not cover everything, the covered the majority of it. We had to replace the water heater. I'd recommend people to get American Home Shield if their home is getting older and stuff are starting to break down.
We appreciate the fantastic review and are glad we could be of service. If you have any further needs or questions, please reach out to us again.

American Home Shield is an insurance, so it covers whatever goes wrong, hopefully. Their repair people are from local companies and they usually call and let me know when they're gonna be showing up. So far, so good. When my washer stopped working, they had Sears come out and they fixed the motor.
Thanks Eugenio. We're thrilled to hear that you were satisfied with our services. Your feedback is appreciated, and we look forward to helping you again.
