Our hot water heater went out. The contractor said it was a problem with the igniter. The tech had everything he needed and he fixed it. AHS covers almost everything that needs to be done and I recommend it. I call one thing and they take care of it all.
Wow! Thanks so much for your feedback. We appreciate your business.

American Home Shield is a good company. You get a lot of stuff for what you pay for. Recently, Rice Heating and Air Conditioning had to come out because our air conditioner quit working. They did the repair the same day. As soon as I let the repairman know my patient was disabled, he said, "We'll put her above the list." Apparently, somebody had tried to tape the problem before. The problem that I had with Rice was when the repairman came out to do the repair, he didn't replace the cord. I was pissed about that. I paid the $125 fee for him to come out, and he just taped it more. Now, I'm gonna have to go find a cord and do it myself.

I've had American Home Shield for 20-some years. I have the same coverage at three houses, but the prices vary dramatically and I couldn't figure that out. Also, my experience is different with each house, but sometimes it's successful. It's near impossible to get ahold of anybody by phone. I have to lie and say a new contract, and I could almost get through to somebody quickly. I don't have internet access all the time. I have a smartphone, but still, it's tedious. The last time I did, the person spoke English, but it was with such a strong accent, I could hardly understand what they were saying. It was a very difficult communication.
The technicians that have come out to do things have all been very good. I had a little disappointment with one of the projects because they said it wasn't covered under warranty even though the same project had been done in another house under warranty. So, AHS changed their rule and I didn't realize that it happened. I wish the technician had just declared the evaporator coil of the air conditioner broke rather than needed to be cleaned, and their company wanted $750 to clean it. I got pressured, thought it was a scam, but I didn't know if it was or not. One of the technicians that came out here went over to a neighbor to help him briefly. He was an exceptionally nice person.
I wasn't sure if an exhaust fan in the bathroom was covered one of the items. I wanted to make sure that it was covered or not before I even tried to submit something because it didn't clearly say that in the contract. But when I got through to somebody, they said yes. That worked out nicely. It's just the company they triaged it to couldn't come out for a month and a half. So, I said, "I'm not at that house all the time, so I'll call you back when I'm there to reschedule it." I had to call a couple of weeks in advance. Everything worked out very well.
We appreciate the fantastic review and are glad we could be of service. If you have any further needs or questions, please reach out to us again.

Absolutely the worst experience in my life. Our AC is currently broken. A technician has come 6 times and he replaces a part. The AC continues to not work. Then he says something else is broken, but had said he was 100 % confident that was the problem. We have been doing this for 4 weeks. Found out that they get paid per visit and we aren't. The problem is that Home Shield doesn’t do anything about it. Their agents keep saying, "I am sorry for the inconvenience, thank you for your patience." It’s been nerve wracking. Keep in mind, they don’t do anything to accommodate you. Period.

I signed up for the American Home Shield warranty in October 2022, paid the monthly fee for my plan which includes ductwork. I recently reached out to inquire about having my ductwork repaired. I had to pay $125 for an AHS vendor to investigate. The vendor was quite sure the work would be covered based on my warranty. The final verdict for AHS was that I would be responsible for the entire amount. What exactly does their warranty cover? Money down the drain.
Are you still in need of assistance?

I have gone over 2 months without a washing machine and it is still not fixed. Went over a month without air conditioning in that same time frame. I have to drive 30 miles for a laundry mat but Home Shield doesn’t seemed bothered by the fact that there has been nothing done in over 2 months. Save the monthly premium because you can buy whatever breaks cheaper than using this company!!! $100 copay plus 2 month’s premium so far and still nothing taken care of. Terrible!!! If I could give zero starts I would.
Thanks for bringing this issue to our attention. Please know that I'd like to look into this further. Send your contact information to email sent to you and I'll be back in touch with you soon.

The AC wasn't blowing. I went a week without AC, and then I called the people. It was 84 degrees in my home. The contractor came out a week after I sent in the claim. They did good. I was in a hotel and once they turned it back on, I came back home. It was my third time within three months calling for the same thing. They fix it every time but it's the same system that you still have to pay the $100 every time. If you have to keep calling on the same issue with the same system, then you shouldn't have to pay that $100 every single time. Overall, American Home Shield is good. But they could give you some accommodations if you can't wait for their people to come out and they can't get the extreme conditions taken care of.

My toilets were acting up. In one bathroom, it was flowing continuously. The tech fixed it. But then I had to call back because it was filling up in between flushes. But after it's been filled up, it was still leaking water. So another technician came by and replaced another part. They're working now except the pressure is not that great. I don't know if I can call them again because I'm getting tired of calling back. It would ruin my day. I don't like the schedule because it shuts off your day. It gives you a schedule of 10:00 to 3:00 instead of an 8:00 to 12:00 or 1:00 to 4:00. What happens if you're working? You shadowed the whole working day for the homeowner. That is not good.

American Home Shield's website is easy to follow when making claims. A tech came out because our AC was making a really loud humming noise. He opened the AC panel and didn't find anything. He said that it was actually the bottom grill cover that was causing that noise to happen. It was not anything mechanically wrong. It was just the vibration from the grill on the bottom part of the AC where the air flowed. All he did was push it in a little and the humming noise stopped.

My air conditioner was not cooling. I called American Home Shield and reported it. They sent out an agent, Frog Pro Service. This was the first time I had a complete breakdown and it took me almost two weeks to get everything done. I was burning here. I tried to call but I couldn't reach the agent even after American Home Shield told them to come and check my unit. I was here for almost two weeks without any help. That was the hard part. I had nowhere to go. It was a very bad experience coupled with the fact that I wasn't feeling well. Otherwise, I have not had any problems with AHS. Their service has been good. Frog Pro Service came here and looked at the unit. They told me that it was not working and that it needed a replacement. This was the whole unit, the one outside. Everything is fixed now. I had to pay almost $2,000 from my pocket and that was my portion. They took my money before they came.

American Home Shield barely gives me what I pay for. One of the things that I've never been happy about with them is their turnaround time on things, because 48 to 72 hours is a little long for me. I filed a claim online and the turnaround time took 48 hours. The website was surprisingly easy to use though. Also, Sears performed the service a week ago today. The gentleman diagnosed the issue and fixed it. He explained to me exactly what the problem was, gave me the game plan on how he was gonna go about fixing it and told me not to worry. It was done exactly how he said it would be done, and it was completed in an excellent manner. However, I have two claims, and my most recent one is still unsealed.

Our air conditioner in the property was not working. I called American Home Shield and thank God I was able to reach somebody immediately that took care of the matter as expediently as possible. It was a holiday weekend in the middle of a heat wave in the country and I needed the air conditioner fixed. The rep kept me on the phone until he got somebody then he was unable to. He said, "I'll just call you back. We gotta keep working on this." He called me when he said he was gonna call me back with the update. He got us scheduled and I was very pleased with the contractor that he found.
The service tech called me, set up the appointment, and gave me the time frame that he would be out there. He told me that they were working because they were so swamped, which I understood. He said, "If you don't respond on the first call when I'm on my way to the property and I don't get a confirmation that someone is available to let me in to service the unit, then I move on to the next request and you stay on the queuing... So, make sure there'll be someone there to take care of it to let me in to work on it or I'll move on to the next request because we don't have time to be chasing people down. We're swamped." He gave me the window between 9:00 and 1:00. He said, "I have a guy that's scheduled for 9:00. He's not responding. I'm gonna give him one more try and if he doesn't respond, then I'm giving you the 9:00 appointment."
He did exactly that and was out there at 9:00 and got the air conditioner working. I'm happy all the way around with Home Shield. I'm happy with the agent that initially took my first call and I'm happy with Techno Air that actually did the work. Everybody was very professional all around. Given the circumstances, it was really outstanding work and it was above and beyond. They made sure the request was done.

Two weeks ago, the oven wouldn't go on. It was the oven igniter. I called American Home Shield. Their contractor set up an appointment and a gentleman came out. He said, “This is what's wrong. Unfortunately, we don't have the part now. We'll have it within seven days.” In this world we live in, nobody's got parts anymore. But there was no sugarcoating of anything. They told me what was going to happen and it happened. Within seven days, the part came. He was the nicest kid on the planet. It was the best $100 ever spent. Austin Heating and Air came out for our ac. That went really well. They did a good job. The capacitor went out. They had to replace the capacitor. They were there for 45 minutes and took care of the problem. It's been working well since. I also had a claim for the refrigerator. I did it over the phone. When I was on the internet, for some reason, it didn't go through right. I thought I had the request in.
The next day, I checked but there was no request, no billing. I wasn't sure what happened. Because I'm used to doing that, so I don't know if I made a mistake or something happened on their end. It was a little bit of a problem and it set me back a day in getting the order in. But the techs came out and said I needed a compressor and they were here for half an hour. They left and said they would order the part and couldn't give me a date as to when it would come in. They said they'd call me when they get the compressor and they would come out and fix it.

There was an electrical claim that I have with American Home Shield. The technician came in and fixed the problem and left. I just found out that AHS has unlimited coverage for pipe damage. If you have a burst pipe, they do unlimited coverage for broken pipes in the home as well as fixing drywall back to a standard state. I think the coverage for evaporator coils, condenser units, and AC coverage is quite low. There are other warranty companies that have much higher coverage for those. That's probably the single experience I've had with American Home Shield where I ended up having to take a payout option versus getting the repair done because the coverage was so low. To actually pay someone to do it, with estimates that came back from the company that they recommended, was almost triple the amount of money to replace an evaporator coil.
Then when I got my own estimate from just an independent contractor, it was not even worth it. So, I just took the payout and paid someone else to do the job. It was quite a lot of headache to get that job done. Then there was one other thing I would change, too. I had an issue with a microwave. They sent one person out to look at it. They couldn't fix it. Over the course of three months, I paid 80 to 100 bucks to get someone to come out, they sent out six different technicians who came out and put many different parts in that microwave. In the end, they said, “It's broken. We're gonna have to get you a new one.” They've probably spent almost $1,000 in parts trying to fix it, where they gave me a payout of a few 100 bucks. I ended up having to replace the whole thing. I threw away that microwave with all those brand-new parts in it. They probably lost money on that transaction, but it was quite a big headache for me, too.

I have been a member for 3 years and a couple of weeks ago I noticed my hvac was leaking I had to wait a week in the Texas heat for the technician to come out and when he did he said it was clogged and he'd fixed it. I asked him if the safety switch needed to be replaced because the unit didn't turn off I had to turn it off and he said no I just needed to put a new filter in, I did and the next day it was water damaged and my house was 90°. I called the company back and they refused to talk to me and said I'd have to call AHS again for them to come out to fix what they didn't fix the first time, so I did. AHS calls me back and says the issue is that they are waiting for parts for your dishwasher, I have NEVER called them about my dishwasher and dishwasher and hvac don't even sound the same!!!
It took them another week to come out, by this time my house was 94° daily. The 2nd time he takes the front face off of the unit and tells me it has a leak in the coil but that he can replace both the outside and inside units for 6800 because, in his words, AHS won't cover it. I opted to not do so and let it go through AHS and I get an email today saying I would have to pay 3200.00 in uncovered cost and that the cause of the leak was normal wear and tear, per my contract they cover wear and tear.
So I call to ask about what all the tech is saying needs to be replaced and the customer service lady kept cutting me off and avoiding answering me. Then she started reading off that I have code violations, AHS technicians are the only ones that have touched my unit and if I was in violation why was this never mentioned until I wouldn't pay him 6800? She stated he put that the float switch needed to be replaced but he had told me it didn't. He also added drain line but he unclogged it the first and said it was fine. So to my face he told me the only thing that needed to be replaced was the inside unit because of the leaking coils but wanted me to skip AHS and pay him 6800 for a new inside and outside unit but because I didn't he padded the repairs for things they don't cover so he could still get 3200 from me. SCAM, SCAM, SCAM...I will definitely be canceling because when you really need them they are no help.
Thank you for taking the time too share yur experience. Your feedback is important to us,it will help to ensure a better experience next time.
Many Thanks,

I took over the policy after my father passed recently, and we've been putting American Home Shield to work. The claims process has been good, but when we call in, it's difficult to understand people who aren't from the States. They say letters and numbers differently. I'll say one thing, but they'll get it as something else, which isn't a big deal. I could just make the correction, but I don't want to seem like I'm being a pain in the butt or disrespectful when I keep asking them can they repeat that. The service is great other than that.
Recently, the control panel on our oven went out, and we had something burn out on the AC. The repair people came out to try and fix the oven, but then realized the company doesn't make that part anymore, so now, they came and took it to get rebuilt. That was the third time they came out. Everything we needed to fix that we've requested was done, and it was in a timely manner. The only issue is getting the control panel rebuilt will take a little longer, but we have a couple of different other options of getting stuff cooked, so we'll be fine.

I just had a recent claim with American Home Shield for my refrigerator that went out. I was really upset about it. They said, “Don't worry.” In three hours, they had someone out here, and it was fixed right then. The technician was wonderful. There were some technicians that I had that I did not like at all. They were very unprofessional, and I had said that to AHS. They put it on my account not to have those people come out to my house again. So far, I've been very happy with AHS. They've really helped me out a lot.
As far as claims, I usually do it online. This latest time, I did it over the phone and it was a little different because I even had to take a picture of the inside of my refrigerator where it had all the dimensions, but it was really good that I didn't have to tell them everything. I just took a picture. So, it was very easy. I like that with AHS, it only cost me $100 to get something fixed if it goes out just like my refrigerator. I just wish that they didn't keep raising their fee.

I've been paying for American Home Shield to cover my appliances, and I haven't needed them. But when I needed them, they came to my service immediately. The day I called them, they set up my appointment for the first go-round. And when I called them back, I had somebody out the next day. The air conditioner wasn't working the way it had been working for the last several years. AHS sent a notice out to one of their contractors. They came over and tested everything, but they couldn't find anything. And they said it was cool as it was, 20 degrees is all an air condition is guaranteed to do.
Monday night, I woke up just drenched in sweat. I called AHS back, they sent someone out again, and they found that the outside unit needed a new capacitor. It just hadn't gone out until a week after they serviced it. They were scheduling my appointment for Thursday and I said, “Which motel do you want me to stay in? I'm 74 years old. I'm not staying in a house with no air conditioner.” And they said, “We'll take care of it.” I called the Brown Heat and Air that was the service contractor that would come. I talked to the lady there, and she said, “They'll be out from 11:00 to 3:00. They'll be out there today.”
On July 4th, the man came out, went straight to the unit, opened it up, and said the capacitor needed to be changed. It is changed. I turned the unit back on and it did and it blew cool air. Within five minutes, I could tell a difference in the whole house. And that was how it always worked. My air conditioner has been very good, very quick. So, I got very good service because I did not have to wait until Thursday.
The tech was very professional, knowledgeable, and he put his booties on before he walked across my carpet. And whenever he got finished with it, he explained to me what happened and why they didn't find anything wrong. Because the capacitor was going out, but it hadn't completely gone out. I said, “Waking up drenched in sweat is what I was trying to avoid.” And he said, “Next spring, they'll have a special on having a tune-up on your air conditioner. You need to call right then and make an appointment for that because then we would have been able to catch it before it went out.” They tried to do what they thought was the best thing to do. And the first bunch with the testing, as they were doing it, they couldn't have known that the capacitor was going out because they didn't take it apart to look at it.

I pretty much do everything online with American Home Shield. I used them when my washer was leaking and the techs were out within 24 hours for service. The only thing with the warranty is when they make offers to us, how much is the service? They say, “You can get your dryer vent cleaned for a reduced rate,” but you don't know how much that is until you start going through the whole steps and trying to schedule something. If there is a cost upfront, we would absolutely jump on stuff. But when I don't know what the cost is, I sit there, going, “Uhm.”
That aside, I don't have to worry since I have the warranty. I got them after I had a plumbing problem here in the house. I called a plumber and it cost me $3,000. I had this conversation with the repair guy at the end of the whole job. He said that since the pandemic, he was not making as much money as he used to. I was like, “Okay. Wait a minute here. You're a plumber, but you're not making as much money. So, that tells me that you're supposed to upsell me on all this stuff that I really didn't need.”
I was like, “Okay. Now I just need to get a home warranty. And then if something happens, I'm just paying the service fee. They're coming in. They're doing the job they need to do and I'm not gonna be sold a bill of goods.” If I call the warranty and say my dryer or washer is leaking, they would have someone come in and say, “This needs to be replaced and that needs to be replaced.” They do the work and it's a $100 deductible. I can afford that. That's a lot easier for me to handle than a $3,000 stuff that I don't need.
Wow! Thanks so much for your feedback. We appreciate your business.

American Home Shield is good but some of the contractors that they contract with don't respond. You can't get through to them. Their voicemails are full. Then it seemed like they are providing low-service providers. AHS sent ATR Heating & Cooling for the AC unit that was blowing hot air. It took them a few days to get out here. Then when the tech came out, he did a test on it, filled it up with nitrogen, and then he tested outside to see if there were any leaks. There weren't any leaks outside. He told me, and I got it on the invoice, “It’s either the valve stem or the cooling coil.” He said, “But someone would come back within 24 or 48 hours and check it. And then we’re gonna tell them what is going on.” That would have put them on the day before the 4th of July.
I assumed they were closed but on that paper, it said 24 to 48 hours. I didn't get any calls and they were a no show. So, I called them on Monday. It went straight to voicemail. I left a voicemail. Nobody ever responded. Even a day after the 4th, nobody ever responded. I called AHS. Then, AHS called them, and they responded. To put the Freon back in there, they said, “Well, it's gonna cost you over $1,000.” I said, “Okay. Once you find out what's going on and put Freon in it, I’ll pay you.” They said, “No. We want the money upfront.” I said, “No. I'm not gonna give you that money upfront because of this runaround I'm getting with you guys. You told me one thing and you didn't do it. You said someone would be back out here within 24 to 48 hours. That didn't happen. And then I had to get Shield to get you to respond to me.”
I said, “No. I'm not gonna do that. I’d give you a percentage of it.” They didn't wanna do that. They said they will get their billing department. I said, “Okay. Have them call.” It’s just one thing after another with ATR. I told AHS, “Don't even send them back out. I'm through with them.” A friend of mine got his air conditioner serviced by another vendor. I called that vendor out. They came right away the same day. They told me exactly what was going on. So, I called AHS back and said, “Well, it’s the cooling coil. Can you contract?” The rep said, “Well, he’s not in our net. We'll send somebody else.” He called somebody else. They were a no call, no show. They've been trying to get it over to the vendor. The vendor hasn't responded. I called the vendor. Then the AHS rep said, “We're gonna email. And they should respond within two hours. So, then we’ll call you back with an appointment.”
It hasn’t happened. I called this morning. They said, “An hour or two, they should be responding to us. They’ll let us know what’s your appointment.” That hasn’t happened either. It's one thing after the other. They're probably servicing customers that are gonna pay them cash right away instead of dealing with an insurance person. I'm very dissatisfied at this point because they're saying the heat index is 100 degrees. It doesn't make sense that you're paying for insurance, and they can't get a vendor to respond to them.
Thank you for taking the time too share yur experience. Your feedback is important to us,it will help to ensure a better experience next time.

I have an older home and I thought American Home Shield might be worth it. For the most part, their service has been good. Within the last two or three years, we had to have a new commode put in and a new dryer as well. The one with the dryer took a while because American Home Shield had to find somebody. The first individual never contacted us. The second one did really well. Everything was covered except for the service call. The technicians have been good. At this time, we're waiting on getting some central heat and air. All in all, we’ve had some positive experiences. This home warranty is worth it. They have pretty much done what they said they're gonna do.

My experience has been good with AHS. I like the convenience and the peace of mind that if something goes wrong, we can just make a quick phone call and it's not gonna cost an arm and a leg to fix. We recently had electrical work done and the guy who came out was super nice. He texted us to inform us when he was on his way and he took care of everything we needed to take care of. It was a real easy process.

American Home Shield's customer service is not very good but the service providers that come out are very nice and friendly. I’m not satisfied with American Home Shield's customer service. There was an incident when I had my dishwasher fixed. I didn't realize that I’d run my dishwasher every day and that it was still the same issue. It was 31 days after they fixed it. They said, if I had somebody come out again, it will be another charge. Also, half of the time, you can't understand the people that you're talking to. They're from a different country. They argue with you on the phone.
Recently, I did an HVAC claim. I do claims online. So, all I do is fill out a form online, and then the service provider gets in contact with me. It was headed down on a weekend, and they called me Monday morning. So, it was a really quick turnaround. That experience went well. The tech had to order a part, and it took seven days. Then, he came back out the next day after the part got here and then fixed the problem.
I like that having American Home Shield, you don't have to cough up a lot of money at one time like thousands of dollars with the HVAC. I still pay a monthly premium and then the service cost is $100, but at least, it's not all at once. AHS just needs to improve its customer service. They need a bunch of training. I work in customer service and that is not up to par with what we get in the United States. Their customer service reps are not compatible with what I'm used to.

American Home Shield was prompt when I needed them this past weekend. And I liked best that they were professional and quick to get me some assistance. So far, the claims process with them has been good. The tech was on time and came when he said he would. He was polite and got straight to work. He was knowledgeable and was able to diagnose the problem within a minute or two. A compactor in the AC needed to be replaced. When I left home this morning, the AC was working fine so hopefully, it still is.

Our AC didn't cool enough. It was not running much. I set up a claim online with AHS. It was easy. When I was forwarded to United, and United called for an appointment, they said, “We can't come today. We can only come the next day." I'm not sure if that is the nature of the contract. But for me, in this case, it was just a couple of nights, so I was good. But generally, like plumbing, I would like to have the same-day service.

I wasn't getting cool air from my HVAC system. I called AHS and submitted the claim and they assigned a contractor. The contractor came out but they were not equipped to do the test to find where the leak was. I asked for a second opinion and AHS assigned a contractor who has the equipment. The second contractor found the leak but I had to pay $1,100 for the refrigerant so that they could do the test because all of the Freon had leaked out of my system. The tech showed me where the leak was. The parts have been ordered and they said they expect the part to be in on the 13th.
I called to follow up and at first, AHS told me I would have to pay another fee to replace the refrigerant. I told them I just paid $1,100 so they could find the leak. Also, there's a part of the job that AHS said they will not cover. They're saying that the contractor has to retrofit something and they don't pay for retrofit. I'm getting very disappointed in them and I've been with them for over 20 years. There's a flaw in the process because any time that I've had a question, they keep passing the buck. It’s frustrating dealing with them.
Are you still in need of assistance?

I did an online claim for my air conditioner that wasn't cooling the house. The website was intuitive. However I only had the option to select the unit that was causing me trouble but couldn't provide any intimate detail. It was also confusing how they explained the nature of the problem. They were telling me that there was some issue with the furnace that was causing the air conditioner to fail. They told me that I needed to open another ticket to have the furnace serviced, pay another service fee, and specify that I was having a problem with my furnace. American Home Shield finally got somebody out here to fix it. But I had to go back and forth with them about it. I didn't like that experience. When the technician got here, it was the air conditioner. It was never an issue with the furnace. He replaced the blower motor and a capacitor and everything works fine now.
When I moved, I took out a policy on my new house. American Home Shield put me in a plan that didn't include my appliances. When I went to file a claim for my appliances, they said, "Your appliances aren't included. In order to have the appliances included, you need to go to a higher tier plan," which I did. It was partly my fault because I should have read the contract thoroughly. But I was disappointed that that wasn't clearly communicated to me when I requested the plan for my new house. Up until the incident with the air conditioner and requesting the new plan that wasn't on par with the plan for my previous home, I've been generally satisfied. I haven't gotten so frustrated with them to the point where I've decided to drop them.

We have been contacting AHS nearly daily and receive a “24 hr guarantee” that a contractor or issue will be resolved within 24 hrs. We are now going on week two of the 24 hr guarantee. I’ve requested to talk to a supervisor, anyone in a higher position to help, we’ve been told that doesn’t exist in the company because they are a smaller based company. We have had zero follow through with AHS, every time I call I have to start from square one. I’ve paid the last two copays with no services followed or fixed. At this time I cannot recommend AHS as reliable or dependable for a consumer.

American Home Shield is top-notch. My wife and I are pleased with them. Their contractor has come out to service the air conditioner twice. Both times, they came out the next day. The response was mighty fast. They tried to get me to understand what to do when the dripping outside is not coming frequently. That would save me some time instead of waiting for them to come out, which is an easy fix.
We also used them to do some work in the refrigerator. They also worked on a range stove. They replaced the bottom element. When we call, the contractors are out the following day. Get through American Home Shield has been a little bit better over this last year but making contact with them has been extremely difficult. They have a list of different service people. To get the point across to them that we want a specific service agent can be a little bit difficult. Also, sometimes the replacement parts, whether it's for a stove or a dishwasher, may not be available. Instead of them going and picking another brand that's comparable in price and style, they'll make you wait. We had to wait almost two months to get an oven because they did not have it in inventory. That was very unreasonable.
Service on air conditioning units is another problem. They will charge for cost that should be part of the replacement. In the contract, it's not upfront exactly what will be replaced and exactly how much they'll allow. They need to make it very clearly known upfront that it's not a full replacement. There's a limit to the cost on replacement. Another issue is that we have a third party involved who are overseas and sometimes it's very difficult to understand them and they have a problem understanding what we are saying. There's a language barrier.

American Home Shield is quick and efficient. The people that came out and did the plumbing were fantastic people. They showed up and discovered by opening the clean out outside that it was not an inside issue. I originally called because I thought it was an inside issue. They told me it cost $2,500 to shoot it with a hydrostatic macihne and $4,000 if they had to dig it up. I can't afford either one of those right now. The plumber asked what I could do. I told her I could scrape up $1,000.
She called her company and 15 minutes later, she came back and said, "We'll do it for 1,000." She also said, "If this doesn't cure it within 30 days and you need the $4,000 job, we'll take this $1,000 off that price if we need to dig it up." About two days later, I had a stoppage inside. With the help of my caregiver, we managed to finally breach that, and it cleared out.

A lot of it wasn't covered by American Home Shield. Only $10 because of the Freon. Unfortunately, we had to come out of pocket for a lot of it. But at least we were able to get that fixed. We also had some issues with my garage door and there was something wrong with the actual motor and that wasn't covered either. We had to come out of pocket as well. So, that does happen quite frequently.
But I like that, for the most part, things get fixed. There were a few times that they came out for a refrigerator that we didn't have to come out of pocket for. We raised our coverage hoping that we wouldn't have to come out of pocket as much, but we still have to come out of pocket for many things. But there are times when we just pay the deductible. Like there was something wrong with our refrigerator and they just had to defrost it. So, that was covered. Then my washer one time went out and they replaced my washer. That was nice.

I like American Home Shield. I just don't know what the deal is. So I need to be educated. Every year, I had their people come out to do the check on the AC. The air conditioner is 13 years old. Last year, I had the man come out and he said the thing outside was okay, and the air handler inside was all right. They did put something to keep the Freon dry. He said it was fine. I said, "I wanna make sure.” My mom's got Alzheimer's and if I brought her home, I gotta make sure the house is cool. It's an old unit. It's a Carrier. He said, "It's good. It's cool. Does a great job. When it quits, you let us know, and we will look at doing something else." I said, "All right."
This summer, then I started using it and I noticed water dripping from the ceiling in my dining room. Up above the ceiling, in the attic is where that air handler is. So, I cut the air handler off and I went up into the attic. On my Apple phone, I got the live video showing the air handler and the pan that's inside of the Carrier air handler. There's a rubber pan that catches the water after it goes through those cool coils and then it goes into a little pot and goes outside. What happened is that pan over the last 13 years has cracked. So, it leaks. Instead of it going out the hose or the pot outside, it just drips right straight down to my ceiling in my dining room. So, I called American Home Shield.
They sent these people all the way from Orlando. It's eight miles away. They came over and looked at it. They said that I need to replace the pan underneath the air conditioner. It's not part of the air conditioner, but it was an old pan there at one time 30 years ago. They said, "That's not under the warranty." I said, "That hasn't been used for 20 years. I need the leak in the air conditioner to stop. It's dripping water.” They said, "Oh, that's okay for it to drip water." I said, "No. Mm-mm. It's not okay for it to drip water in the house. Uh-uh." I didn't understand it, but they were polite.
I had three or four different people. I sent copies from Ranger Air, from Coastal Climate Experts, and from the people that American Home Shield sent over from Orlando. The two people that were not associated with American Home Shield said that if you fool with that unit, the whole thing's gonna quit because it's old. So, they said, "We won't touch the pan underneath inside the unit and replace that." The people from Orlando said that there was no access to that. I don't know what they mean by no access because our county requires certain dimensions to have access into the attic, and this opening is a lot bigger than that.
I reached out to American Home Shield. I had a fellow, and he couldn't understand it either. I said, "Why don't you call and let's get a three-way?" He called them. Then he got all three on the phone. That lady is talking to me and to him. I said, "Do you mean to tell me it's okay for my air conditioning unit to leak? It's all right?” She said, "Yes. It's okay. It doesn't matter." He was on the phone too, and he couldn't believe that either. He said that she wasn't very nice to him. Then they sent me a quote to replace it, and theirs is the cheapest one.
They sent someone out to do a second opinion. Advance came out, and the man weighed nearly 200 pounds. He told me, "I don't wanna do this job. I’m a small company. I have two other companies. I can't get up there and do that. They don't pay me enough money to do this. And I can do other things that make more money." So he said, "I can't get to that. I can't get up in there and do that." I said, "Well, there's a huge opening right there.” For some reason, they don't like to do the units in the attic and I don't blame them. It's hot as heck. Overall, I don't hold bad feelings against American Home Shield. They're a good company. I recommended them yesterday.
Dear Henry, it’s because of members like you that we continue to improve as a business. Please feel free to call on us again when you need us.

When I have a problem with something that's covered, I just call American Home Shield and set up a service call. I have to pay $100 when I set it up. Then they set us up with a company. The company sets up an appointment, and they come out. The technicians who have been out to our home have been mostly good. Whatever the issue is, they come out and fix it or replace it. There's only been a couple of things that didn't really go smoothly, but it ended up getting worked out. It just took a little more effort. The customer service reps have always been good.
The only thing is it seems like sometimes American Home Shield's internal communication is a little spotty. The one or two things that I've had an issue getting covered or getting resolved, it took a little too long. It seemed like they didn't know what was going on themselves, which is odd. Other than that, I'm a single mom and with having AHS, I have the peace of mind, knowing for $100, that at least mostly everything in my home is covered. So, if something happens, at least somebody can come out and look at it. If it's not covered, I can still find out what's wrong for 100 bucks. Where you can't trust anybody anymore, that's really comforting.

It's been already five years and everything's been good. They changed my water heater recently. It was not fully covered. I had to pay for some of it. But I like being able to get things covered when they break down because something is always happening at home.

We put in for our air conditioner to be repaired back in 9/2022 and they sent out Gibson Air and that is the only time that we have seen anyone. We have contacted American Home Shield several times letting them know that we cannot get ahold of anyone at Gibson Air and AHS they tell us that they will contact them and ask them to return our calls, however it is now 7/2/2023 and still nothing. I have had chats with someone at AHS at least twice a month to request a payout amount yet they can't seem to get that information for me either. The temperature is 118 and no air conditioner.
Thanks for bringing this issue to our attention. Please know that I'd like to look into this further. Send your contact information to the email sent to you and I'll be back in touch with you soon.

I have had a disappointing experience with American Home Shield. Recently, my washer broke down and I contacted them for a service request. They sent a contractor from Universal 1 Repair to fix the washer. To my surprise, the contractor arrived without any tools or equipment and barely even inspected the machine. He quickly pointed out that the bearing tub was broken due to overloading, conveniently ignoring the fact that the unit is over 10 years old and I am the only person using it.
At that moment, I wasn't aware of their tactic to deny coverage by blaming the issue on user error. Frustrated and wanting a resolution, I insisted that the washer needed to be fixed or replaced. The contractor said we order the part and he would call me back, without even bothering to check the model number or size of the washer. It was evident that he already knew they wouldn't cover it. He left, and the entire interaction lasted less than two minutes. The next day, I received a notification from AHS stating that they considered the issue to be beyond normal wear and tear, and therefore, they would not cover the repair. I couldn't believe it! How can they argue that a 10-year-old unit is not subject to wear and tear?
When I expressed my frustration and complained, AHS suggested that I could appeal the decision and they would send another contractor. However, if the second contractor came to the same conclusion, they would charge me an additional $135. I found this approach completely unfair. How am I supposed to know if they will send another biased contractor who will simply repeat the previous diagnosis? Could they potentially influence the contractors to support their denial indirectly? In my opinion, American Home Shield is a fraudulent company. I strongly advise against doing business with them. Their practices are deceptive, and they seem to prioritize their own interests over providing genuine coverage and support to their customers.
I understand your frustration and appreciate your feedback. Please feel free to contact us at the email sent to you so we can talk more about your experience.

My experience with AHS has been good. Everything that I called them for, they came out and fixed. For my recent claim, they had to fix one thing to go to the next, and it was all repaired. It was for the compressor on the refrigerator. They diagnosed it, but they were at the mercy of parts. They had to order the parts for all three of the repairs. They had to order the compressor, the ice maker and the regulator. They had to give the ice maker time to see if it was gonna work or not. The techs were very polite, clean and did a good job. I would recommend AHS to everyone.

I've been able to save a lot of money, especially for my air conditioning unit. They have fixed that at least three times and that resolved the issues.

And so far I have reported some issues and the company or techs that they sent out, most are worthless. Also these most vendors or so called techs. They are irresponsible and do not communicate. I have reported some issues to AHS so far they have not done anything. You call the customer service to report the bad service all they are trained to do is I apologize for the issue. But still nothing gets done. But yet they keep on with monthly charge.
I currently have an issue AHS is aware and nothing has been done. Waiting for a part for 2 months now. Still waiting. Called the the tech several times. Keep getting ignored. I have called and chatted with AHS Customer service several times have records. They say we will contact the tech. Still no response. All I get is run around and still waiting. Do not use this company. They are the worst. AHS DOES NOT CARE. ALL THEY CARE ABOUT IS CHARGING THE MONTHLY CHARGE. They deserve less than one star. I given them minus 100 stars. The worst.

They have really helped a lot and they've been very quick. Their claims process has been great, except when I first got them, my dishwasher was broken. I called and the lady that answered the phone told me, “We don't cover the dishwasher.” I was upset ‘cause I had to go spend $900 on a new dishwasher. I didn't know that they’d covered it because the lady that I talked to was wrong. If I didn't find out she was wrong, I would have probably canceled the insurance if it doesn't cover anything. She said, “All that we cover is the water heater and the air conditioner and that was it.” But I talked to somebody else that has the same insurance. She told me that it's really good to have this and I need to keep it and so I did. I'm glad I have AHS. They came and repaired the air conditioning for me. They also fixed the shower ‘cause the shower handle came off. I couldn't fix it myself ‘cause the thing got stripped out, and they did it for me.

In my most recent claim on plumbing, I went with Grants Pass Plumbing and I was totally happy with them. AHS wanted to send someone else out but I had to call in because Grants Pass is familiar with my home so I had to request them. Another gal told me it was possible. I have two homes and the only bummer is my vacation home since I'm a hit-and-miss there. You only have 30 days to complete your claim and get it fixed. Sometimes, the techs fix something and I will leave, and I won't come back for another three and a half weeks. Then I'm screwed. AHS only gives you so much time, which I understand, but it's a drag. I wouldn't suggest this company to my enemies. Called about A/C unit going out. It's summer in Oklahoma 90+ degrees. It took them 3 days to send contractor. He came and said blower motor needed to be replaced. Never looked at anything else. Told me it would take a few days to get part but he would suggest replacing whole unit since it was old. 4 days went by my house is over 80° at this point outside is 105. I've been calling Home Shield everyday to get update and keep getting told they haven't received report yet to take next step and hvac contractor is closed over weekends.
2 weeks later now and my HVAC is still out. I have kids in my house and wife works from home. Yesterday I call contractor and they told me "possibly next week part would be in." I call American home shield (customer service is not in the states by the way) to ask status and they can give me no information. Ask for management I get put on hold for 10 min then get told that section is not accepting calls and they would call me back. How is hvac in the summer not an emergency? So as a veteran, father, husband do yourself a favor and find a different company any other company.

I called the guy, and he barely even knew who I was. He told me he hadn't found those parts yet. Then I called a few days later to American Home Shield because I wasn't impressed with his response. They called him and he ended up calling me back. Then it was another thing where American Home Shield said, "We don't cover that. We'll give you some money and you can get it fixed." AHS is a quality company. What I like about them is that they're easy to talk to, they listen more than they talk, and they try to sell you the plan that is really right for you. I appreciated that, because they were honest and it was like, "This is all you're probably gonna need." Because I live alone. My one son comes back, and he's here half the time. I don't need some big fancy program. They were really easy to work with and their pricing structure was clear.
AHS gave a good deal for me and a friend of mine that I was dating back home in Illinois. She wanted to get one for her house, too. We got the cost in a reasonably good area. They've been really good about supporting me. Over the last two years, I've had to call them three times, and they got people out and fixed it quickly. Service Contractors of Texas came out because a coupler came apart and it disrupted the service where it wasn't getting electricity. The tech found the problem quickly. It wasn't a huge problem, me paying my $100 cost for the service was really simple. Because calls like that can quickly range from 200, 300 up, even if it's just a quick fix. Overall, I was pleased. The tech was professional, quick, and explained what he did instead of like, "Okay, it's fixed. I gotta get out of here." It works great now.

Our Jacuzzi tub was having issues and there were a couple of different things and this just tells you you could just choose one option. I've also had one bad experience with a tech. I could just tell he didn't want to do the job. He just hem-hawed around till he couldn't do it. Other than that, it's been great. But it'd be nice if they had more technicians in Joplin. Any experience that I have had with American Home Shield has been great. It's a reasonable fee. They basically charge about 40 dollars a month. You don't have to give them the specific make and model. They cover all your appliances. On top of your membership fee, you pay a monthly service fee. But if you have to call to get anything serviced, you pay $75. Then the contractor comes and they fix it. If it's not fixed by the time somebody comes, then it's your responsibility to call and let them know that. They come back until it's fixed. If they can't fix it, to what end then they'll replace it. If they can't replace it with something comparable or better, then they will cut you a check. But my HVAC system is worth $5,000. It was down with my thermostat. I paid $100 and I had three techs out here until they figured out the problem. If it wasn't for them, I wouldn't have air conditioning. They're a great company.
I had a huge flood in my bathroom and I didn't know where it came from. Then my boyfriend discovered the water heater was leaking. So I called American Home Shield. The guy that came here was literally in and out. It was done. I had hot water immediately and the leak was gone. I paid $75 to get my entire water heater fixed for me. I had another home in Oregon and had American Home Shield for 10 years there. They did very well, then I came and transferred my property here. In the first year, they were very difficult because they got subpar contractors. One of the guys couldn't even fix my heater or didn't know how, but American Home Shield allowed me to have an alternative. It took time though. The only thing I had done in a hurry was my garbage disposal. That was 24 hours, and I was surprised. A couple of years ago, my refrigerator went out and it took them two months to get the part. That was a horrible experience, but that was during COVID. This year, I've had two things go out and they were responsible.
American Home Shield is doing better, and that's why I'm still with them. Everything is automated now. 15 years ago, I had to call them, and I was always on the phone a long time. Now, I can go online, and I get a response right away, which is a 100% improvement. However, I'm in an older house now, so I have had several requests in six months and it seems that the more I call American Home Shield, the higher my premium goes every month. Still, I'm glad I have them. All my appliances are older and it's good knowing that they can help out. I also know what it costs. That's the main thing. My new year starts in August, and they just sent me the contract, which is good. They really spell it out and they're really diligent about that. They never used to do that.
My neighbor had American Home Shield and didn't like them. Somehow, they didn't cooperate and she canceled in a couple of years. People just have to be patient with AHS. If my air conditioner broke, I would be fiddling around looking for someone who could fix it. It's a system of trust, and with American Home Shield, they dispatch someone that they can back up. That's what I like about it.

For the last four years, American Home Shield has sent somebody out here on this garage door and no sooner than this guy left last week, within three days, my garage door started doing the same thing again. I have an appointment for them to come out on Friday. After four years of the same thing, you would think AHS will put it in my file for them to wanna replace it. I'm tired of doing deductibles every year on this same issue. It is for a garage door opener. The only thing the tech would do is he’d change the old GFI, put another one in there, and greases it. When he got here, they charged me $250 for him to grease it, and then another $75 because he couldn't program my old clicker. So, I had to buy new clickers. That was last week and then within three days, it was doing the same thing again.
Other than that, there are a lot of things I like about the program. When I first moved here, my microwave broke. They replaced it after I paid my deductible. I did have two issues. A year before last year, my air conditioner went out and AHS sent someone. He got here to repair it. He didn't do it right, so I had to pay out of pocket for somebody to come out here and do it right. AHS did reimburse me some of my money back, which I'm not complaining about.

Home Shield has been treating me very well. We've had maybe six calls. However, I had an incident in 2012 when they were first starting to get contractors. I had a problem with my refrigerator and they called some guy about an hour away. I paid for the parts by check, which the guy insisted that I do. Come to find out, he cashed my check at some local grocery store for his daughter's prom. I never got the parts. Home Shield reimbursed all that and they had someone come out. I didn't have to pay the $100 for that.
We call Home Shield for everything other than the few things that we know we can maybe take care of because that's what we're paying for. It's $100 to be ensured that whoever they're gonna be sending out is competent enough. If something happens, I've gone through my homeowner's insurance and they're responsible. We've had air conditioning issues and electrical issues. Recently, we had an outlet go out in the kitchen. I didn't go to school as an electrician, and it may only cost me $10 to go get this part, but what happens if I get zapped, and the whole house goes up in flames?
Our tech was Alec and he was from DT Electric LLC. I got a notification from the Home Shield app saying, "Hey, your electrician is on the way." It showed the little map where the tech was at. But there must have been an error with the app because it said he was in Temple and within 20 minutes, he was here. I'm like, "It's about 45 minutes." That aside, he was fine. We had a couple of issues. One was outside with the lights and the other one was inside. He said, "Well, Home Shield doesn't really do anything outside the home." He did check on it. He didn't give me any names or numbers, but he said, "Here's what you're gonna have to do is call a mason. They're gonna have to take the brick out, install a new lighting box, and then they'll fix it. But let me look at your second problem." Within 20 minutes, he was done.
Sometimes, you run into contractors that are "Not my lane. I don't care." We've been impressed, overall. We've had probably two or three calls on our air conditioner and American Home Shield finally replaced the whole thing. That was like a 12 grand kit. I referred my mom to American Home Shield. When she got their house built in Missouri, she got them on for hers. Unfortunately, her home burned down in October last year, so they're building here. They're gonna go with American Home Shield again.
Wow! Thanks so much for your feedback. We appreciate your business.

I've had American Home Shield for 40 years and in three homes. They have performed well. Aside from a few minor issues, they have protected my home, my appliances, and my pool. So I am happy enough to stay with them. I can't imagine that I would get much more from another company, and I'm not willing to find out. The claims process is all electronic. I can request service electronically, and they get my money electronically. The service providers are appointed and then they contact me via text and make arrangements that way. There's no people involved anymore, but that's okay. In this case, it works out all right. While the monthly premium is expensive, it's still a good service.
In May, I had issues with my pool plumbing, my pool filter, and a leaky toilet. Also, the condenser went out on my fridge. But it’s all good now. The money moves real fast in American Home Shield's direction. But sometimes, the service providers are really not quite so fast. American Home Shield has been good for me, but they don't pay their contractors very well. So they're not incentivized to move very quickly. I have a claim going right now to fix one of my toilets. I have been without a toilet since Tuesday, and they aren't going to be able to get someone here until Monday. So it's not Home Shield’s fault. It's the contractor.
We are so happy that you enjoyed your experience with us! We appreciate the great review and look forward to working with you soon.

The dishwasher wasn't working anymore and I went to American Home Shield’s website and filed a claim. There's a button you press that says start a claim and I just had to indicate the appliance, the model number and serial number, and what was wrong with it. They send me a text because I signed up for texts and they send me an email which indicates the company, the address, the telephone number, and the estimated time they're going to be there. The contractor and I interacted twice because they came out the first time to see what was wrong with the dishwasher. They temporarily fixed it but it still needed a part to make it sustainable long-term. They told me it would be a couple of days and I called them because it was taking a little bit longer. The tech told me not to worry and that he would call when the part comes in. And it was a day later and they called me. So, it was a total of four days. The dishwasher is working perfectly now.
The premiums that we pay every month are fairly reasonable and we just pay for a one-time fee when the techs come out until the item is fixed. The service call was 75 and now, it's gone up to 100. But everything else is great. I love AHS and I have talked to several other people that have tried to get a homeowner's insurance and the policies have gone up. They're expensive now so we're fortunate that we still have ours. AHS is very valuable. They find a vendor very quickly and the issues are resolved in a timely manner and that's important.

Our air conditioning unit stopped cooling off the environment. We called American Home Shield and we got the service coming from this company in Corsicana. They were very good and professional. They had to come back because there was a motor up on the cooling unit, up on top of the house, that gave out. They had to order it and they bring it back. It took them three days to come back because it was the weekend and the Fourth of July on top of that. We understood that. They put the part in and fixed the unit.
Later on, we had to call because the unit wasn't cooling again. We thought that something bigger was happening. But it was just an adjustment on the Freon. They had to balance it out. So far, it is doing very well. It has been a very good experience altogether. Having American Home Shield is good. It is better than having to pay for the whole repair all at once. We pay every month and little by little, we pay for the big repair. That is easier.
Wow! Thanks so much for your feedback. We appreciate your business.

American Home Shield is very responsive. If I have to submit a claim, they jump on it right away. Sometimes, the service providers are slow, but that's not American Home Shield's fault particularly. Like right now, I had to submit two claims within the last week and a half. My attic fan was not working and at the same, my heating and air conditioning heat pump was not cooling properly. So between the two of those, it was very, very miserable in this house. Especially over the Fourth of July with the heat index being in the triple digits, the house was very hot.
I submitted one claim for the attic fan, and the electrician that was assigned called me the very next morning and came that very same day and fixed it. On the evening of Fourth of July, I submitted another claim to American Home Shield, and they immediately assigned a heating and air conditioning repair provider. But they have yet to come. They called me on July 5th and told me that they had received 130 service requests over the long weekend and that I would be probably not able to be scheduled until the middle of this week. They told me that they would call me the day before that they were able to schedule me. Then they called me this morning, and they're scheduled to come tomorrow morning.
American Home Shield is responsive and very quick. In this day and age of inflation, I wish it didn't cost as much as it does. But it can't be helped. I've had nothing but good experience with them. I'm a widow and I don't know how to do anything around my house. It's peace of mind knowing that all I have to do is submit a claim, pay $107 for the service fee, and whatever needs to be done gets done after that.
Thanks Jacqueline. We're thrilled to hear that you were satisfied with our services. Your feedback is appreciated, and we look forward to helping you again.

I know I can call and have it repaired and it gives me comfort where I also don't have to buy extended warranties on the products. AHS takes care of it. I had a claim when the magnetic strip on one of the doors was shifted out of whack. I filed it over the phone and it was pretty easy. I received a text with the contractor's information and it also showed up in my portal. American Home Appliances came out and the gentleman did a perfect job. He unscrewed and reinstalled it.

When we turned our AC on, it wasn't cooling and it wouldn't come on. I called in a service request. The reps were really helpful. I've had some terrible issues with other AHS companies and paid for them for a while until I need them. Didn't realize it, but I really dreaded making a phone call because of the bad experiences I've had in the past. So, this was refreshing because I got somebody that gave me a call. The person that came out, Leonard, was very nice and respectful. I told him, "When you need something, knock on the door." I also got a text message with his picture, so I knew who was coming. It's a relief because you can't really open your doors to everybody anymore. I had a great experience. I would recommend AHS to a friend because I have more than one property. With the other property, I had some issues in the past and hadn't had any in a couple of years.

American Home Shield sent High Priority out. They fixed one part of my issue, but then they didn't come back and fix the other part of my issue due to the fact that it was the same issue dealing with the same situation, which was my water heater. They kept asking me to ask American Home Shield to get another work order. In doing so, I would have to pay another service fee. So, I never could get them to come back out. AHS kept asking me for a service fee, but I kept disputing with them on why would I have to pay another service fee when it's the same problem. They didn't say anything. So, I threw my hands up because I kept trying to get American Home Shield to understand what it was that I was trying to have High Priority to come back and do, and nobody could ever agree. I haven't got it done yet.
High Priority ended up changing some kind of gadget that was on the water heater. But once they got the water heater running properly, that was when there were lines running from the water heater that also needed to be fixed during the phase of all this. The way AHS is looking at it was it was like it was another entity, but it was still attached to the water heater situation. So it confused me because I was under the impression that if I called them out, I paid the service fee, I did what I was supposed to do and they were working on the water heater, and they had to order additional parts that was dealing with the water heater, I should not have to keep paying them a service fee every time they show up.
I tried to drop AHS, but it was nothing I could do, because I've already paid them in full. Last week, they had a contractor that was scheduled to come and fix an issue that I was having with a water leakage in my ceiling. It was coming from the air handler or the AC itself. That contractor never called me. They're supposed to reach out to you within 24 hours. There's water coming from my ceiling, so I'm trying to get somebody out here like ASAP. So, I ended up having to wait a day because they have 24 hours to contact me. It was like 48 to 72 hours when I reached out to them. The lady said she called me. I'm like, "No, ma'am, you never called me." I was upset because I'm watching my ceiling fall in every day, and nobody contacted me.
So, I was like, "No, ma'am, nobody ever phoned me, because if you had, I wouldn't be calling you right now." She said, "Well, we left you a message." I'm like, "No, ma'am. No, you didn't." She said, "Well, we're just gonna cancel." On the spot, she canceled on me. I ended up having to call American Home Shield back, and I said, "Do you guys understand what just happened? I'm trying to get someone out here like yesterday, and the lady just told me she canceled." At that point, I had to do it all over again with American Home Shield to have somebody else to come back out. They finally got somebody out here last Friday, and the leak is even worse now.
They brought somebody out here today, and after all this time, he's gonna tell me that the air handler is leaning that's why it's leaking when I could have found this out last Friday. I'm asking American Home Shield, "Well, who's gonna help me fix my ceiling?" "Well, we're not responsible for secondary damage." But they're the reason why it's the way it is. So, if I could just do away with American Home Shield, I would have been done. Also, you can never understand them when you're talking to them. You're always talking to somebody overseas. Then the phone is always breaking up, you can't understand what they're trying to say to you. It's like it's a complete breakdown.
I'm so sorry for the problems you've been experiencing. Please reach out to us at the eail sent to you so we can discuss this further.

I'm happy with American Home Shield. A part in my water heater needed to be replaced and I went online and made a claim. The rep told me that this one company would be calling me in the next day or two to set up an appointment. The tech came out, looked at the water heater and said what was wrong with it. He needed to order the part and because my water heater was still under warranty, I told him to go through the company and get the part. Then, he came back and fixed it once he got the part. AHS is worth the money. I have peace of mind and when things go wrong in your house, you don't stress about it because you have a home warranty that will cover it.

Purchased an American Home Shield (AH$) policy in December 2022. Horrible experience. In April 2023 we found out AC was not working during couple of hot days we had in spring. AHS(AH$) charged us $125 to send out a shady technician to inspect the unit and the technician insisted to get paid prior to repairing the unit. I thought that was odd to ask for full payment before repairs were made. I decided to let AHS know the situation and they said to pay the technician to order the part that is still under the manufacturer's warranty and cost them nothing. AHS emailed me that the part was ordered and I paid United Air Temp $1215 and they gave me 2 hours window to install the unit, unfortunately the technician called me few minutes before the 2 hours window they me to inform us that he is not coming.
The technician they sent did not seem trustworthy, so we called AHS company to let them know the technician didn't show up after we paid for the AC repair. We had to call our credit card company to dispute the charges and got our money back. Just a one-off bad experience? I think not. AHS assigned us with YAZD Mechanical Inc. They came out to inspect the unit and ordered the part from the manufacturer and told us to wait until they received it. After they received the part scheduled to replace the part and charged us $1170 out of pocket. AHS only paid $80 and you do the math. The repaired AC unit lasted only 3 weeks. We called YAZD Mechanical Inc to inform them that AC is not working and they came out fixed something, a few days later AC is not cooling again.
We reached out to AHS. They wanted more money because our service warranty is only for 30 days. Our AC still not working and we lost $1245 between YAZD Mechanical Inc and AHS last month. Do you think it's worth it? I don't think so. They advertise aggressively targeting new home buyers. Be Aware and save your money and don't use AHS!!! We know a lot of families who have been through similar scenarios.

My washing machine stopped spinning. It's less than two years old. We called a repairman and the repairman came out and told us it was gonna cost us $2,000 to replace the board. They never called me back. So we called American Home Shield, and American Home Shield sent their person out. He fixed it on the spot. He went through the codes and he fixed everything that the guy said was wrong. So far, I haven't had any issues with my washer anymore. The tech was awesome.
The process with AHS was easier than I expected. One thing I liked was they didn't haggle with me about having anything repaired. My water heater died and they were gonna bring their water heater. They couldn't find their brand of water heater. They allowed me to buy my brand of water heater. They paid for the purchase of my mechanic to purchase it and put it in. I have the greatest experience with AHS. I should have done it 10 years ago when I first saw it in Arkansas.

I'm satisfied with AHS. They respond quickly, but sometimes it's hard to find people to come out and do the claim. I submitted a claim through their automated system and it got it wrong. I also talked to a live person who also got it wrong and sent a garage door repairman over who responded right away, which is cool if that was what I needed. But when I talked to the final person, they got it right. Sent the guy out, he came out, they needed to get a part and everything about that was fine. I also had work done because my AC went out. They fixed it promptly and efficiently. Everything's been covered.

Sometimes, the time it takes to have some of the products repaired thru AHS takes a little bit because they have to order the stuff. You also have to read the warranty carefully to see what's covered and not covered. When my pipe leaked, I had extensive damage on my kitchen ceiling and they did not cover the repair of the kitchen ceiling, just the repair of the pipe. For every service area, you have to pay your fee. So, I waited until my washing machine broke, then I called and had my washing machine repaired. When one of my burners was out on my stove, I had that fixed as well. And when my refrigerator leaked, I had that fixed, too.
My experience with the techs who came out has been really good, except there was an item missing from the home where one of the technicians stole something. I spoke to someone at the company but not American Home Shield. There was no way to prove that it was him, but he was the only one in the basement. At the time, he was fixing the air conditioner and he was down there for quite a while. I didn't think I needed to sit down in the basement to watch him and I stayed upstairs in the house.

I usually submit my claims with AHS on the internet and someone would come out within 24 hours. But on my recent claim for the air conditioner, it took a lot longer than I would have liked to get resolved. We had some parts that went out and it took a couple of weeks to get them. And my understanding from the contractor was, they sent it over to AHS to approve it. It took a couple days to get it approved, which I get as they got to do their due diligence.
But when it's 95 degrees out and you got no air conditioning, it's a bit of a hassle. My wife is a recovering cancer patient and she doesn't tolerate the heat well. I had to put her in a hotel for a couple of days because we didn't have air conditioning. So, if it's something pressing like that, it would be nice if they could streamline the process and get that approved a little bit quicker and get the parts there. On the other hand, I know what the air conditioning would have cost me if I didn't have the warranty. Also, the contractor was fine and they had to come back out today to make a second fix on something. Aside from that, the icemaker went out on the fridge but that was pretty minor and all was fine.

I called the appliance work that was needed. I had requested a certain contractor because he was really good. It was Devera's Appliances. He's done other appliances that I have in the house through American Home Shield. I had to make him look at my ice maker recently. The tech got it figured out quickly. I didn't have to wait for parts this time because he had the part. It's been great. Got ice for days now. On the downside of stuff, I've had more challenges with getting plumbing done.
I wanted to try to change a P-trap from my washer to the vent because it was in the wrong place. When the first plumber called initially, I explained to him, "I am at work right now. If you don't mind, you can just go over to the house and take a look at it. My mother-in-law is home. I'll let her know, and then you can assess the problem and then come back with a solution." Which is what techs are supposed to do. But he countered that and wanted me to take pictures for him and send them to him. I said, "I'm at work right now." He made my mother-in-law upset enough for her to call me. I said, "Okay, I'm gonna send the neighbors over." He didn't do anything. I don't know what had transpired through American Home Shield, but every time I called, the operators kept on saying that they were still waiting for the report. They had to hound the guy down.
I was just gonna cancel the whole thing because I have plenty of friends who are handymen. I can take care of my own stuff. After that, one of the operators said, "Just for your troubles, we can give the credit for that." I had them send out another company. Their name was J&S Plumbing and these guys were much nicer. They came and they didn't ask for pictures. The water heater was pricey because it's a solar water heater. It's something that AHS doesn't really cover. I said, "That's how I bought the house." The home inspector had pointed that out as a flaw. He said it was slowly leaking, which would have drawn my attention to the water heater. They said they could do the work and I just put everything off to the side 'cause I got busy myself. But then, they came up with a suggestion. They said, "If you have the new water heater, go to Home Depot and have them deliver it. Then that'll cut a huge cost."
I also had an electrical issue. I noticed buzzing coming from a circuit breaker, which is inside the house. When I put my hand on the circuit breaker, I could feel the vibration. When they looked at it, all the red flags came up and then they said, "We will have to change the circuit breaker and rewire." That took about a week because we had to wait for parts, which was fine. But, they rewired the circuit breaker and then pointed out the dangers of the old setup. It was a fire waiting to happen. He said, "You could cook an egg on this." We were drawing too much power. What happened was that everything would heat up, and then either we bust a fuse or everything was shorted out and then catch fire. Between the electricians and the appliance guy, they were both really great.

I left American Home Shield after last month. I got with them for one year. I found that they don't do what they say they're gonna do, so I didn't renew. You pay for service when they come out, and they won't fix the problem. They'll patch it. I ran into that a couple of times. We had a claim for a leaking roof, and I was told they wouldn't repair it. They would just put glue over the problem just to get it going. So, they didn't fix my roof and they put me in a bad spot where I'm having to get my roof replaced now.
We had an issue with the plumbing, and they were supposed to send out a team or somebody really reliable. They sent this guy who didn't even know what he was doing. It was terrible. He came out here, did a really quick fix, didn't check out the problems, got it unclogged, and left. AHS doesn't do very well. They automatically charge you whenever you call them, and then they tell you they'll call you back within 24 to 48 hours. It may be three days before you hear from people. I'll never use them again.

My experience with the techs has been very good. I had one bad experience years ago and the guy breezed in and out, didn't do anything, and it continued. I contacted American Home Shield and I said that that technician was not permitted to come into my home because I was very frustrated with it. They assigned another technician and there was no additional fee. I recommend AHS to other people. I like the peace of mind that if something's going to go, you have a cover with the cost. Even though we're paying into it monthly, we still feel it's well worth it. We don't really go, "We paid this much. We're gonna cancel it." They unclogged one of the lines that drips through outside, and it fixed it by itself. It runs into my ground. There were grass in it. And they told me to keep that line clean because once it clogged up, it couldn't drain properly. Once they unclogged it, it came right back on. However, I didn't care for the other company for my washer. I would recommend American Home Shield, but not the company that they have working on different things. I would never use them again. So, if I have something happen again, I would call AHS instead of doing it online and ask for them not to send that company whoever they were back to my house. But it's not their fault that that one company didn't do a good job.

From my experience, AHS does what they say they're gonna do. I've had them out here four times and it's all been pretty good. I'm able to call somebody and not have to hunt around for a contractor or anything to do something. My garbage disposal blew a bearing and needed to be replaced. I filed a claim online and the website was fine. I filled out a form and they contacted me. They told me who the contractor would be and when to expect them. Then, the tech came, introduced himself, came in, diagnosed the problem, and replaced the garbage disposal.

American Home Shield was friendly and competent. TruTech was good. The technician fixed the problem that I had for a while that no one else figured out, and it was something very simple. It took him about 20 minutes. That was testing what the problem was, making sure there weren't any leaks in the system, and he went to the attic and discovered what the problem was. And the simple problem was the previous technicians did not replace the cover on the unit that was bad. My AC has been running efficiently. A couple of parts for my appliances were hard to find, so it took the contractor so long to return. And the one part that was shipped out to the technician was broken and they could not replace the part. But the tech did the best he could and fixed the other things.

I filed claims with American Home Shield for different things. When the washer would go through its spin cycle, the whole machine would move around from its space. It didn't stay stationary. It was a faulty spring that needed to be replaced. The technician that came out did his quick inspection. He knew right away what was wrong with it. He didn't have the part on hand, so he had to put in an order to get the part, and he came back a week later to fix it.
I have AHS' warranty plan on another home. I put in two claims for repair service at that property, and the technicians that came out for those claims didn't repair anything. They just collected their $75 fee and they said that they couldn't fix it, that it was a pre-existing condition and it wasn't covered by the warranty. I called AHS about it and filed a complaint, but they didn't bother to try resolving it. I would have liked to have seen them repair it, because I get that it's an old system, but that's why I have the home warranty, so that when the systems fail, they come in and repair or replace them.
I understand your frustration and appreciate your feedback. Please feel free to contact us at consumeraffairs@ahs.com so we can talk more about your experience.

I'm a big supporter of American Home Shield. They use different contractors but overall, they've been good. Sometimes, it takes a little longer with the contractor, then ordering the parts might also take a little longer. But I know they're trying to get the best price possible and for me and my wife, it's been well worth the experience. I had some work done last week on the air conditioning system and they did a great job.

Our AC was not cooling the house down. I reached out to American Home Shield through the app. The app could use a little updating, but it works pretty well for the most part. Initially, you log in. The dashboard is a little confusing. Then once you do get to where you need to be to put in a service order, it doesn't always have the correct options. There is an option to type in what's incorrect or what you need fixed but other than that, I feel like the dashboard is not as useful as it could be. May Heating and Air came out and they were very good at explaining what they were doing. They explained to my husband what was wrong, why it was doing that, and how to do the maintenance part for it so it doesn't do that again. But I wish American Home Shield's turnaround time was a little bit better to get somebody out there for service.

The most recent claim we had was an electrical issue. We had two outlets in our garage that weren't working. I submitted it online on the app and then they tried to call me. I missed the call and they canceled the service call because they couldn't find anyone in my town and they refunded the service fee. I had to put the claim in by phone so I could speak with someone. I told them there is somebody who contracts with them that is close. They just don't have the same ZIP Code because it's a little town that's 15 minutes away. They had me look up the name of the company and the rep put it in. She said that the team would be getting in touch with me and a little bit later, I got a thing that said they had assigned that company. The contractor who came out was great. I've had the tech before and I've not ever had any issues with him.
I wish there was a way where American Home Shield could not just look at my ZIP Code but look at my area and surrounding ZIP Codes and find someone. I've been with American Home Shield since 2009 and being a customer for a long time, I've had a few of those experiences. Typically, they have someone but in this day and age with technology, it seems like they could put into their machines "50-mile radius from where this person's address or ZIP Code is, is there any contractor that we have that contracts with us?"
Also, costs have been going up a lot. I don't know if I need to possibly look elsewhere and see if there's something a little less expensive or if this is just the way things are gonna go. The one thing that frustrates me a little is having the three homes with them and paying three different monthly premiums. You would think that I could pay the same for every home for the same coverage. I just have them automatically take out mine monthly. One is 59.99, another one is 68.99, and another is 89.99. Other than those, I have been satisfied over the years and I feel like the premiums have been worth the aid that it has given me.
Thanks again,

American Home Shield was very prompt with getting technicians to my house. I had a wonderful experience with them. I'm very thankful that I had them because it would have cost me so much more money to fix all these repairs myself. I had three separate issues with my dryer, my air conditioner, and my microwave. They were easy to work with. They got people over at the house that were competent and extremely nice and very professional. I had a very good experience with American Home Shield. I'm very thankful that I had them because it would have cost me so much more money to fix all these repairs myself.
When my microwave was fixed, it was doing the same thing again a few days later. I called the microwave repair people and they said I had to pay another $100 service fee. So I called American Home Shield and they said I did not because it happened within a week. For my benefit, they called the technician and told them I was not to pay another $100 service fee. I was very happy and pleased with the service.
For the air conditioner, the first technician that came didn't seem like he knew what the problem was. I told him my air conditioner wasn't working. He thought the issue was the motherboard. So I had to wait a week to order the motherboard. Then he came in, put the motherboard in, and then a transformer blew. So it turned out to be something else that was preventing my air conditioning from working. Then someone different came and he was very nice and professional. He was competent. He said it was the furnace. Being a woman, I had no idea how a furnace was connected to an air conditioner. But since then, he explained it all to me and now I understand. We had to wait for the parts to be ordered and then they put the furnace in. My air conditioning is repaired and working well now.

They had to resubmit it back to American Home Shield and had a different contractor come out to work on it. I've done almost two years' worth of warranty through American Home Shield, and I've had to only pay out of pocket $200 for anything I needed from them, which is a blessing. I also like the fact that I can just get on the website, log in and file whatever claim I need. That's convenient. The feedback is quick as well. As soon as I send in a service request, I get a response email saying who's already been chosen to do the work. That's good, too. At least I know they got it, and I'm not just sitting there wondering.
So far, I haven't had much of an issue with the house that I've got the warranty on. However, I've had one service claim for a roof repair last summer. The boot for one of the vents going through the roof malfunctioned or dry-rotted, and it caused some water to leak into my laundry room. The roofing guy came out and fixed it. He had to get a new vent and a couple of pieces of shingles to replace the boot and the vent pipe. That's been almost a year, and I haven't had any issues with that. I also had an issue with my fireplace, my gas logs, but they don't cover that.
I like Home Shield, but I don't necessarily like the fact that I don't get to choose my own service people. I've had two HVAC services done, and the first guy just showed up in a minivan that didn't have any logos on it. He went up in the attic, looked around for a minute and a half tops, and said everything was fine. On the other hand, the other guy that came this last time seemed very professional. He came in with a nice service body truck with logos all over it. He seemed more legit. I felt more comfortable with his service as well. He explained everything to me, including what he was doing. We were just making sure nothing needed to be done before it got too hot.
American Home Shield's cost is decent. It's 800 and something a year and a $100 co-pay per visit for any service. Just in the first year, it definitely saved me some money. Averaging between the yearly service fee that I paid for AHS and the $100 co-pay for the service of the vent, it paid half what it would have cost me to fix that roof, as well as adding to a two-unit preseason check-up.

I cancelled my home warranty policy which I opened on 04/14/2023 with American Home Shield on May 1, 2023 due to to poor service. This was well within the first 30 days stated in their terms and conditions, so I was due a full refund. I received an email confirmation stating I would receive a refund of $1,280 within 5-10 business days. After 20 business days, I called and asked for an update on my unreceived refund. I was told it was in process and to expect a call from billing within the next few days. I never received a call. I called again on 6/26/2023.
Customer service told me multiple times over the last 2 months to wait a few days and my refund would be in my bank account. It never happened, so I asked to speak to a supervisor or manager or billing. All times I called, the representatives said they have no direct line to billing. They said they only communicate with billing through email and can't even call them themselves... When I asked to speak to a supervisor, I was told that since my policy was cancelled 2 months ago and I was no longer a member of AHS, I could not speak with a supervisor. When I asked if they were serious, the representative said yes. I asked to speak to anyone higher up who could actually tell me where my over thousand dollar refund was. He said no. He said there was literally no one he could transfer me to because I was no longer a member.
So I can't find out where my refund is 2 months after I should have had it, and I can't talk to anyone who actually knows what they are doing because I'm no longer a member. There's no one to email, no other phone number to call. And this isn't just one representative that has said this. It is every single representative from the myriad of times I have called. This has to be a scam. How do their customer service reps not have access to billing except by email, and how am I not allowed to talk to anyone other than customer service because I'm no longer a member? They have stolen from me at this point and every representative seems to be playing games with me so I can't get any actual information. A claim/complaint has already been filed with the Texas Attorney General.
Thank you for sharing your feedback Deborah. I'd like to apologize for not meeting your expectations. Please know that our team will be using your feedback to prevent this from happening again in the future.

We've been with American Home Shield for 20 years or better and we've always had great service. They take the calls, they get the people out here, they work with the vendors, and stuff happens great and very timely. When we hit COVID, I don't know if they were short-staffed or not or if it was these supply chain issues, but the service really tanked. I don't know that it was AHS’ fault because we replaced three appliances in three years. The house is 23 years old, and it took us two and a half months to get a dishwasher and two months to get a microwave. The dryer took forever. So, we were doing laundry outside of the house for two and a half months. So, it was horrible. I was like, “Well, I think I'm gonna drop it because it just seems like it's getting worse and worse each time.”
They asked me to hang in there for three more months and I did and that just ended. Our refrigerator just recently went and it's been great service. They were able to get the vendor out here quickly. It went 30 days. I guess it's the policy. If after 30 days the vendor says, “We can't fix it because we can't find a part for it,” then they go ahead and replace it. So, we're in the process of doing that now. I had to wait for 30 days with the fridge, but that's the policy. It's much faster than it was. So, I'm hoping things are picking back up.
Every time I call, AHS picks the phone up right away. The reps are very courteous and polite. Sometimes, it's a little hard to understand them, and it drives my wife crazy, but I hang in there. I get the communication thing. So, we work through it eventually. As far as the technicians, so far, they've all been good. The only thing is the timeliness of getting parts, but it's outside of their control. They've always been very professional. I never had any incidents with anybody. It's convenient to be able to call AHS for $75. They'll send somebody out, they'll assess the situation, they’ll order parts, they'll come back out, they'll fix whatever it is, or replace it and install it. I like having that peace of mind that if something goes, you're covered.

My water heater broke. We called American Home Shield, and they replaced this thing on the bottom that was supposed to heat up the igniter. After they got done replacing it, it leaked everywhere. It had a leak coming out of the pressure relief valve. And it leaked out of the hose that went to it. It never leaked before out of there. I told the contractor that it leaked up there and they said, “Whoever installed the water heater prior to didn't install it to code.” I said, “We had a home warranty company come in and install it the last time.” They said, “We're not responsible for that. It wasn't what we did.” I showed how the line was bent up, and it wasn't like that before. He said, “My guys took pictures of it and it was bent prior.”
I asked to speak to a manager. A manager called, and I said, “Your guy was on top of it and he moved it.” He said, “I could give a rat's ass if he moved it a quarter of an inch. It's not my problem.” I said, “If you move any kind of plumbing a little bit and twist it, it's gonna leak. And it's leaking. So, that quarter of inch meant something.” And he said, “It wasn't installed to code, so we're not covering anything. You could hire us and we'll fix it. We'll bring it back to code. Or you could call up AHS and have them reopen a case.” So, I did. AHS said, ”We're not reopening a case,” because I was mean and belligerent to them, and that it wasn't installed to code to begin with. I retorted, “They bent it. I have pictures to prove everything that it wasn't leaking before, and now it's leaking. And I have a video and everything to do it.” The guy said, “Not our problem.”
If it was leaking, I would have called AHS for a leak. But he said I messed with it. I turned the gas off because I didn't know if gas leaked. I just knew that the water is not hot and I couldn't get the pilot light to ignite. He said, “Because you turned the gas off, you voided all warranty.” I said, “It says on the tank to turn the gas off, and which I did because I didn't want my house to blow up.” He was rude.

In the past, American Home Shield has supported me as a customer years ago. I had some damage on the siding, and they took care of that. So that was a good experience. Although, they had the usual ups and downs, overall, it was a positive experience. My hang-up with them right now is that they have a policy, specifically, that said that they have to have the company that did the work on a recall to come back out if the work was done incorrectly. Two things concern me. One is what if I'm not sure I trust the company now, can I have the option to find someone different that we can use? They said, "No, that's not a policy." Not only that I don't trust them, but I had a 3/4 of a week availability, and they couldn't make it in that time. So I was like, "Well, I need someone else who can. And I know that I could work with a different company nearby, can we do that?" They said, "No, they have to use that same specific company to make the correction."
So, unfortunately, it's thrown me into a really bad situation because it's really hot out here with the air conditioning not working. I have moved work and family out of the house for a month now to do some other work that I could do and support that and be able to keep us healthy. Now, it's gonna be a little trickier trying to get that resolved. The interesting thing is, I believe it might just be a wiring issue, but I can't touch it now, because they need to be able to be the ones closest to it, and I respect that, so I haven't been messing with it. I've looked at it and have people look at it, but we haven't touched it. So, the summary of why I've had a bit of a gripe is because we haven't been able to close that loop.
I first requested the wiring work to be done in May 25th. Right now, the company that was the original one that worked on the wiring called me back and said, "Okay. Well, we can schedule an appointment." I've already told them I'm gonna be gone now until August. The warranty company this time said, "We can't schedule things outside of 30 days, otherwise, it's just gonna be a whole new order." So I was like, "Oh, shoot, I can't do anything because I'm not gonna be there." I just went ahead and made an appointment. I know that I'm not gonna be there. Now, there's an off chance I'll have a flight out there that might be close to the time when I can reschedule again in mid-July. So, even though I made an appointment for this Friday now, I'm definitely gonna have to reschedule that one, because I won't be back in time.
If we do another rescheduling, which is maybe July 19th, I might be able to make it a flight out there to get some other work done and then be able to stop. So, it has become a very tedious exercising. I have had experiences with them in the past, and that was several number of years ago when it was fine. This time, I was told to call customer service multiple times after I had told them I just called them. They said they would call again so that I could get a number to elevate this. When I did do that, the elevation team said, "Okay. We get it. Now, we need you to call this number," which took me right back to customer service and I started over again. Finally, I was able to leave a message and somebody called me back, and then they told me, "Well, if you're not gonna be able to do it within 30 days, it's gonna be a new order." So I was like, "All right."

For the most part, the reps from American Home Shield pretty much do what's needed and schedule the technicians. The technicians who have been out to our property have been pretty good except for one. He tried to get extra money by overcharging and overbilling for things. Having a home warranty policy with AHS saves me money. I pay that monthly fee at a little over 100 bucks, and if something happens, then they are normally there to take care of it. So, that's the benefit for me.

I had a dishwasher that failed. It was a power failure of some sort. It stopped working halfway through the cycle. The American Home Shield website is pretty user-friendly and I was able to do a claim through that. But the issue was falsely identified and that created about a month delay. Antech Appliance came out and they said it was one thing. They supposedly ordered the part but the wrong part was ordered because the part is no longer made for that dishwasher. American Home Shield ended up sending someone that's certified to work on Frigidaire appliances. Within a matter of minutes, that technician said, "Hey, we can't do anything with it because this part has changed."
American Home Shield ended up deciding that there was really no benefit for them trying to do anything more with this and just replaced it. They gave me the option to replace it through one of the vendors. But they were shortchanging me. The appliance that I have is a professional grade dishwasher. I got ahold of someone there that said, "Okay. Yeah, clearly, that's not right. We're gonna make some adjustments." They issued a check for the replacement of that. I went down to a big box store and bought what I needed. I couldn't really do much with the options they provided in-house.
On the whole, there were certain people there that actually took care of me and were concerned with my need. They did the right thing but it just took way too long. We've been without a dishwasher for this entire time. That's the issue and the frustration for me. Antech came out three times. American Home Shield could have done the right thing and sent someone that was versed with Frigidaire appliances and that would have resolved that issue. I've had American Home Shield before and they've always come to the point of doing the right thing. It's just, how long does it take to do that? I had the same situation with the refrigerator where it took forever.

Our washer and dryer were not working. When the washer is spinning, the burning smell comes. After the spinning is done, if we open the door, we could see the burning smoke. I put a request with American Home Shield. The contractor came and said they had to replace something. And they opened the entire washer and replaced the belt. They put everything back. It worked fine for one week. Very smooth and less noise. After a week, once we loaded the wash at the end, loud noise came very loud. I called AHS. And the same guy who repaired the first time came. He was not able to diagnose. "I had to update AHS that we don't know what exactly the problem is," he said.
Some other company took over. They did the video thing to see what was happening. And they called us. I showed the tech what the issue was, that loud noise. He said, "Some barrel needs to be replaced. The first company guy should have known this issue. They should have fixed this. We will try to schedule and come again." That's where we are. I felt the contractor was experienced. But later on, they were unable to diagnose the issue in the second step. They should have easily caught what the issue was. Other than that, AHS was able to respond and send the guy quickly. I would recommend any of my family to them.

So it's fairly convenient. I had a claim for my electrical outlet. I called on a Friday and that Tuesday, the gentleman from Turner Electrical and Lighting was out here to fix it. AHS really seems to comply with their obligations. They repair the items as they require work. They are very easy to communicate with. Occasionally, the telephoners at American Home Shield are a little difficult to understand. But in general, they're good. I have two claims in. One, the company has been back several times. It's taken a bit of sorting out. They said the coil needs replacing. That was decided yesterday afternoon. I am waiting for them to get back to see when the work is going to be done.
I have also a claim for another air conditioning system, which is not performing in the standard. It's a different company that's coming. They have not been to the house yet. But I have a visit program from them for next Wednesday. With the technicians, communication has been a little difficult. The company doesn't maintain continuous telephone service. But we've managed. But the service has been good. With this latest claim, I put the claim in for the air conditioner and I had a visit from the technician the following day.

The service of AHS has been great thus far. We were supposed to receive an air conditioner tune-up. It’s marked as a service provided, but the service wasn't provided. Someone was supposed to come out and do it, but upon coming out and doing it, they had seen something else, and they decided not to do that until the other issue was fixed. That issue was fixed, and we called American Home Shield to get it rescheduled for them to come out to do the check now but it hasn't been performed yet.
We also had a recent claim for the AC unit. But it wasn't covered. We paid for that out-of-pocket. We also had a claim for the refrigerator. The motor in our refrigerator that keeps the refrigerant cool had gone out and the techs came out quickly and they had to wait for a part. It took a couple of weeks for the part to come in. Upon the part coming in, we had to wait for the gentleman’s next available installation date.

AHS is good to have. I like the fact that I have the security of knowing that if something goes wrong with something in my home, instead of having to freak out about it and worry about spending a lot of money, I can call AHS or do a claim online and get somebody to come and check it out. Recently, Patriot Plumbing came out. There was a ticking noise on my wall. The tech said it was the type of pipe that makes a noise when there’s hot water. The tech said as long as we don't see any water leak or any damage to the walls, that's what it is.

The most recent claim we had was for our washing machine. It wasn't spinning out the clothes. The tech said that it needed some new part bearings or something that would help it. But he said it was on its way out 'cause it's old. He fixed it, but he didn't guarantee that it's gonna last. The techs that came out to our home were all nice, professional and helpful.

I'm very happy with AHS. I had a water heater issue, but it didn't drip. If it was not dripping, even though we had something fail inside the wall, the tech said there was nothing we could do. American Home Shield wouldn't pay for it because it was not broken. But that's okay. It's the way it is. The techs have been really great. I got a couple that comes from the north, and then one was here in Wellington. They know the rules. They know there's no reason to submit a claim if it doesn't follow the format that American Home Shield wants. The people who answer the phone, I tell them what my problem is. The next day, I get a call. I couldn't be happier. When I have used AHS, they've taken care of stuff. Their program works. But they have very close criteria, which I understand.
I live in a house where the water heater is 20 years old. It still works but it's a matter of time where it fails. And I asked around here and it's gonna cost about $1,300 to put the water heater in. Well, for 100 bucks, that's pretty cheap. I got an air conditioner that's about 20 years old. And the guy says, "Man, you've really done well keeping it that long." If that goes out that's $9,000 or more. So for 100 bucks, I'm gambling that it’s gonna fail and they're gambling that it won't. But they get their 51.99 a month.

American Home Shield (AHS) has failed to deliver on its promises of comprehensive coverage for my air conditioning system. Despite diligent maintenance, they are refusing to cover the condenser and evaporator, leaving me with a $3,710 bill. This blatant disregard for their obligations highlights the pitfalls of trusting AHS. Broken Promises: AHS sold me a warranty that guaranteed coverage for normal wear and tear. However, they conveniently exclude vital components like the condenser and evaporator, contradicting their initial assurances.
Maintenance Is Not Enough: AHS dismisses meticulous maintenance efforts, denying coverage even to responsible homeowners who prioritize upkeep. This undermines the purpose of a warranty meant to protect against unexpected expenses. Unfair Interpretation of "Normal Wear and Tear": AHS misinterprets "normal wear and tear" by excluding crucial AC components. This unfair practice disregards the inevitable wear these parts face over time. AHS shifts the financial burden to policyholders by denying coverage for essential components.
Their refusal to cover the condenser and evaporator is a betrayal of their promises and an injustice to policyholders. Their deceptive tactics, unfair interpretation of "normal wear and tear," and disregard for responsible homeowners make them an untrustworthy home warranty provider. Avoid the false promises of American Home Shield and protect yourself from unexpected expenses.

The AC unit was not cooling as well as we'd like, but apparently, it's working well. It's just that the insulation in the house is not as good as it could be. The house was built in the '50s. But in the past, we had our other AC unit, which is called a mini-split and it has those little head units that hang on the wall. You have to have a certain technician that knows how to work on those things or it won't work. So, that was a very frustrating process. But in the end, they made it all right. So, it all worked out.
It took about two months to get the AC claim settled. One technician came out to the house and said, "That's a mini-split. I can't touch it," and then left. He let American Home Shield know that he couldn't touch it, and then it took several days. American Home Shield said, "Okay. So now we have what he said. We'll send someone else out." The next guy came out, but he didn't know what to do with the thing, so he said, "I can't touch it. You're gonna have to have them send somebody else out." I called American Home Shield and said, "Hey, you guys need to send somebody that knows how to work on a mini-split." They sent somebody else out and that person didn't know what they were doing.
I called American Home Shield back and said, "Seriously, you guys need to call and confirm that whoever you're sending out knows how to work on a mini-split." They said, "Okay, we'll do that." Then they had me on the phone for 30 minutes and they said, "Well, we can't get ahold of them right now, but they should be able to work on the unit." That guy came out and he didn't know how to work on it. This was four weeks into it. So then, I called American Home Shield back and said, "You guys messed this up again. We need to figure this out." They said, "Well, would you like to lodge a complaint or would you like to elevate this ticket?" I told them, "Yes, I would like to elevate this ticket."
American Home Shield has very particular needs that must be met before they will pay out for the service and those terms weren't met precisely. So I had to fight with them about refunding the $100 that I paid because they didn't actually pay for the service. Eventually, they refunded all of the money and everything was good. In the end, they held up their end of the deal.
There's a language barrier with most of the people you get when you call American Home Shield. Wherever their call center is, it is not in the United States. But all of them were very courteous and tried their best. But in the end, it took elevating the ticket several times to get it worked out. American Home Shield is always prompt to send someone out and get the job looked at and assessed right away. They're pretty good about the things that they normally handle.
We appreciate the fantastic review and are glad we could be of service. If you have any further needs or questions, please reach out to us again.

I called American Home Shield because the heating element in my dryer quit. The tech was very nice. He was very polite and professional. He repaired my dryer and he left. He had been to my house before because the dryer had another issue a couple of years ago. It would be rotating, it’d be squeaking and making a really nasty little rubbing type of thing. He repaired that before. I had him in my phone as Mike the dryer repair man. When he texted me to let me know he was on the way to my house and what time he would be there, I still had his number and name on my phone, so I knew who he was.
Now, the dryer is fixed and running fine. He did what he was supposed to do. I have recommended American Home Shield to several people. I was talking with one of my coworkers today and his girlfriend was having issues in her house. I told him, “But does she have a home repair contract or whatever?” And he's like, “No.” I said, “Maybe she needs to check into that.” And he asked, “Do you have one?” “Yes, I do.” And I told him, “American Home Shield.”

Overall, AHS has done what they've promised to do. I pay them $75 a month for my home warranty. I had an issue with my fridge and with my dryer. They compensated for the fridge. But it took almost two months. They sent some of the most unqualified people. They were professionals, but not top-notch. We were without a fridge for over a month and all of our food was spoiled. It took over a month for them to resolve it and finally get to the point where they approved us to get a new fridge. With my dryer, we've had people come out three times. They still haven't replaced it, but it is working now. I had some issues with the piping. They paid $1,700 to fix that. They are giving the service that I paid for, but the timeliness is the worst thing to deal with. It's not timely at all.
For the fridge, the techs were good. They took the old fridge out. There was one plumber, Top-notch Plumbing. They were the absolute worst. The hot water tank started leaking. They said they fixed it, but it leaked again. They sent the same plumber back out, they said he fixed it. Three months later, we wake up to an entire flood on our first floor because our hot water tank is on the second floor. My ceiling is coming through because the hot water tank flooded to the point that I had over $30,000 worth of damage.
They charged me $560 and gave me a new water tank after I had already told them there was a problem twice. They waited until it flooded my whole house. They also contract out to people whose second language is English. I don't think they're American-based and it's very difficult to communicate when I call. But, I like that, for $75 a month and a $75 service call, anything that breaks is covered.

I still had the same problem so a put in the request that it was still broke and AHS send them another request.
I contacted the contractor 3 days later and they informed me that they dont work on "sealed units". I contacted AHS again and they send another request to a different contractor "Sears". After 2 days of not hearing from them I called the numbers and it only said tto go to a web page. I went to the web page, entered the info that I had and I got a message that they cant find notthing matching me info so I called AHS again and they call the contractor and they said that AHS never send them the request, so they told me that they resubmitted it.

I had to take the day off to wait for them and they never showed up or called. I called again AHS and again the contractor said that they never recieved the request. If I'd turn my ac on, it’d be cool. Then it would turn to straight heat. Two companies came out here. The first guy was Piedmont Mechanical. They fixed it but it lasted for two days. Then it started again. I would run my air all day because it’d be cold. At some point, I would turn it off. It would run back three days and it would go back to heat.
I called AHS and I said, “The agent needs to come now.” When the second tech got here, I told the tech to sit. I said, “You need to check my thermostat, ‘cause something is switching my air to heat.” By the grace of God, that day, when he turned the air on, the heat came out. He saw what was going on. He went and switched my thermostat. And that was all it was. I like that when the techs come out, you pay $100 for them to see what's wrong. That is so much better than when you call a contractor out. They also do everything they can to fix it. I really like AHS.

I had a broken seal around the refrigerator door that was keeping the door from closing correctly, and then they replaced the seal. For my dishwasher, they replaced the seal because I had some water coming out from it and some steam escaping, damaging my wooden cabinetry around it. It was really good that the contracted company let me take pictures of the model number for the appliances and they let me do pictures of just a description. So, they ordered the parts before they came out. It was quicker. Because every time that American Home Shield sends out Sears, they have to come out once to diagnose it, and then they come back again to put the part in. So it's always been a two-day process with anybody else. But for this last company, it was nice how they did it.
When I have a plumbing issue, American Home Shield sends out these plumbers that tell me, "Well, actually, we have to bring you up to code and they're not going to cover that." So every time a plumber comes out, I'm shelling out extra money. One time, I put a claim in with American Home Shield for my water heater and I paid a $120 deductible to have somebody come out and then they said, "Well, we can't help you because your water heater is under warranty."
In the meantime, they sent somebody out from a plumbing company, and they worked on getting my water heater replaced that was under warranty. But when you put a new water heater in, they charged me $1,300 because of connecting it up. It's those kinds of cases that make me want to cancel my American Home Shield when they don't cover the installation cost. There's been a couple of other times for other things where the contractors tell you, "Well, they're not gonna pay us to access that area. So, we're gonna charge you to have to access it. They're just authorizing us to replace the faucet." So sometimes it's really good but sometimes it's not.

My journey with American Home Shield has been marked by several disappointments. After two years of being a customer, my first real encounter with their services for my central AC was unnecessarily complex and frustrating, stretching over six long months. I had to deal with three different contractors, make numerous calls, and even resort to sending a certified letter just to be taken seriously. Eventually, I was forced to hire an external contractor to replace the unit. Even then, the initial reimbursement offered by AHS fell considerably short of my costs. Only after persistent follow-ups did they slightly raise the reimbursement, yet it still lacked $1,000 from the actual expense.
However, my challenges didn't end with the service. In the aftermath, I attempted to cancel my contract. Yet, to my surprise, the process proved to be anything but straightforward. There was no readily available option to cancel, only options to extend the contract. Moreover, these actions could only be taken during 'normal business hours'. It is concerning that a customer can readily extend or purchase a contract, but not be allowed an easy avenue to discontinue service.
These experiences reveal an evident lack of customer-centric practices and cast a shadow over their reputation. This issue extends beyond just myself, as interactions with other customers and contractors indicate a recurring pattern. Potential customers should be aware of these service delays, communication mishaps, difficulties in reaching management, and especially, the complexities of attempting to cancel a contract. This review is intended not just as a caution to potential customers, but also as a call to American Home Shield to take immediate measures in addressing these systemic issues, for the sake of both current and future customers.
Dear Scott,
I understand your frustration and appreciate your feedback. Please feel free to contact us at consumeraffairs@ahs.com so we can talk more about your experience.

I like the heating and air conditioner services that I get every year. The gentleman that I had this last time was great. I had an incident where my dehumidifier stopped working and I found out that it was not covered under my warranty. When the guy came out to service my HVAC, he disconnected the wire. So I ended up having to pay to have them reconnected.
We appreciate the fantastic review and are glad we could be of service. If you have any further needs or questions, please reach out to us again.

My experience with American Home Shield was horrible. My AC stopped working for half of my house so I applied for some service. A dude came out here and checked it. I have a double-wide mobile home. He told me that under the home, the AC had leaked water into the tube that leads to the other half of the house. That was why it wasn't working. The AC guy said the water heater had to be replaced. I told him it kept shutting off sometimes.
A supervisor comes over there a little bit later and he was trying to sell me an AC system for $10,000. When that fell through, he left. Before he left, he said there was no mold or mildew. There was a water issue. I haven't heard from him again. I called them and they haven't called me back. That's obviously some sort of scam they had going on.
American Home Shield is now saying, “Oh, they said it's mold and mildew causing the issue.” The dude said to me he never said that. He said that there was water that leaks into the lower tubes. To prove all of that, the water has since evaporated. Now, the AC is working. Part of the request I put in was the unit was not blowing as cold as it was. American Home Shield now said it was because there was no proper maintenance. I only had the house for two years. In the end American Home Shield covered neither of the issues. If I want to get it fixed, that would be $800. Today, I cancelled my policy. I felt like I had been conned. They should not be allowed legally to do what they're doing to people.
Thank you for sharing your feedback Jonathan. I'd like to apologize for not meeting your expectations. Please know that our team will be using your feedback to prevent this from happening again in the future.

I just had a claim for a hot water heater and it was a really good experience. The tech came in two days on a Thursday. Then, they had to order a water heater. On Monday, I got my water heater. Having AHS turned out really well for me because a water heater is a pretty costly appliance.
Tony, we appreciate your business and value your feedback. If there is anything else we can do for you, please let us know.

Our AC was working, but it wasn't cooling. I submitted a claim with AHS and it was not hard to go through their website because it would ask you questions. Once you put the unit in or whatever is broken, a little comment, and from there, they schedule your maintenance. Central Heating & Air reached out within 24 hours but they didn't come until right out of the 24 hours. The tech diagnosed it once he got here. I have never had any problem with AHS and I've been with them since 1998. I would recommend them to someone else.

I like that AHS saves me money. I just pay $100 and then they do the rest. Their coverage has been very fair and adequate. The outflow pipe in our air conditioning unit was dripping on our screened porch recently. We knew that it was clogged somewhere. I got online and put in a request with AHS. The process was easy. The tech from Myers Comfort Specialists came out to fix that. I would recommend AHS highly.

My price for the policy has increased. I was going to cancel but I negotiated to keep the same price. And they were willing to keep me as a customer. AHS has been worth it. I had a clothes washer replaced two years ago and my AC unit four years ago. They gave me $900 towards a new unit. I've had plumbing issues and all the plumbers that they've sent out here have been really good. The vendors have all been really good. Baxter Appliance came out recently and they were awesome. They're here locally, a small operation. They've come out here before. One thing that American Home Shield did, was to cut their costs down, they order the parts. And they had ordered the wrong part, which wasn't the Baxter Appliance's fault.

Every single time I had any claim with American Home Shield, it works seamlessly, from filing the claim to the whole process with the claim. Every time, it was managed very professionally. I was very happy with how it was managed, how the problem was solved, and how fast it was solved. It was a very, very good experience. Every time I had any issues with any of the appliances, they always fix it. I even had some issues with the pool pump, and they took care of it.
I had a claim for the alarm on the fridge. The technician had issues with the alarm that we couldn't reset. He had problems resetting, and then finally he did it. Then he said that it looked like there could be an issue with the motherboard, which is a very, very rare occasion. But he said, “We're gonna leave the claim opened. Let's see how that's gonna go. If the alarm starts again tonight, let us know and we're going to order the motherboard.” The alarm started again that night. I called the contractor and they said, “Yeah, we have the claim open. We just ordered the motherboard.” So they came back in a few days, replaced the motherboard and closed the claim. I had no issues with that alarm since they replaced the motherboard on the fridge.
Dear Ratko, we are so happy that you enjoyed your experience with us! We appreciate the great review and look forward to working with you soon.

My most recent claim with AHS was for a refrigerator repair. Cooper came out and took care of that for me. It was very rapid. The companies they use here in Florida come very quickly. I also had a problem with my microwave light. It was flickering and blinking. Someone came out and they were very good. They had me take pictures of the year of the appliance and of the machine, and email them to the company that was servicing me. They said that it wasn't able to be fixed because it was a 2002. They referred it back to AHS and they replaced that appliance. They gave me choices of what appliance I wanted, or I could have done it myself. I chose to have them use one that was comparable to everything that I was replacing. They came in. They replaced it and they took the one away. Everything was fine.
Dear Karen, we greatly appreciate your loyalty to us and thank you again for sharing your experience.

I have been a customer for over 10 years. Home Shield was called out to fix: hot water tank in Jan. 2023. If I could give American Home Shield ZERO stars I would!
1. The hot water tank was rusted and they were going to replace.
2. They said that in addition to what Home Shield charged that I'd be responsible for $1050.00 to rebuild the platform, plus a premium, plus a deductible, and it would take three more weeks.
3. Home Shield gave me a reference number. They apologized it would take three weeks. That was the best they could do.
4. The home was being rented by a family with three children and were subject to cold water and showers in the cold of winter--they were needing a tank replaced ASAP.
5. The HS local provider finally reached out to me... and told me they were from Visalia, CA, a city nearby and they would get back to the family, me, and the property management with a service number that never arrived. I followed up; HS said that they were working on it week after week. Still no help. Not fixed. So I took matters into my own hands--I hired a local contractor. He built the wooden stand and replaced a new hot water heater in less than 24 hours. Less costs. Quick. Build to CA safety code etc...
6. All's good. Family has warm water now.
7. After waiting 3 weeks for HS to repay me for the hot water heater the "Cash Out" option, they were going to pay the install fees with the previous HS contractor I still had not gotten reimbursed from HS.
8. Month after month: still no cash out that was offered ever came. Frustrated. Angry. Helpless. And, HS still never responded to renters, to property management team or me. Very unprofessional. But, I did all the work for them.
9. The problem with American Home Shield is in the poor quality of contractors they use, lack of responsibility to the renters or to me the customer, and the poor lack of care given in a process botched by phone call after phone call without resolution. I still have not gotten my cash out HS promised: the cost of the new water heater.
10. Save your MONEY! The monthly HS premium fee is $90.00. The co-pay is $100.00, and the vendors that supply HS contracted services add charges on top of charges. Very disingenuous. Unfair. Bad service.
Here's my advice: Save on the costs of HS premiums; costs too high; service very poor; HS is just about worthless. I've started calling local contractors to replace or repair items covered by HS at a fraction of the price; local tradesmen cost much less than the up-charges included from HS and their "providers" for services. Glitch after glitch; rinse and repeat. Save your money! It will save you a lot money that HS up-charges and pads the expenses with those that are far higher than the monthly premium you already pay--event co-pay--and the hidden costs driven up by the HS "providers."
Lastly, to this date, I still have not been paid back my agreed upon buyout for the hot water from HS. Save yourself the stress, anxiety, and poor work-man's-ship from a bottom-of-the-barrel HS provider that (in my experience) was unqualified leaving you with little recourse but: frustration, escalating premium costs, hidden fees, and really bad communication skills. Write down the reference numbers, time, date, and who you talk to at HS...this information will come in handy when you call your VISA company to get a reimbursement for the excessive HS fees, time, and trouble. If I could give American Home Shield ZERO stars I would!

The water heater crapped out. I submitted a claim online. There were a couple of things I didn't understand with the process, and the vendor who ended up doing the installation for the water heater explained it to me very well. So I'm happy. He was the most competent guy I've ever worked with. He figured out what was wrong quickly and then let me know. He submitted it to his office, and then they got in touch with American Home Shield. It all happened within a couple days. They did the replacement and installed it. There were a few extra fees. They had to accommodate it to make it fit where the old one was, then took the old one away, and I had hot water. Everything went smoothly.
Thanks for sharing your AHS experience. Please let us know if you need assistance in regards to your warranty.

I love American Home Shield. I love it so much that I've got it on my home and on my vacation home. They always come through for me. The contractors that they send are wonderful and very professional. My pool pump went out recently. I was freaking out because I just had a new pool liner put into the tune of over $7,000, and my pool could not stay without a pump because it would turn green. The techs came out. I explained that to the person at American Home Shield, and she told me to calm down, it was gonna be okay. Everybody was so cooperative with me because I hit the panic button. I'm very particular about my house.
On behalf of American Home Shield, I would like to thank you for using us for your pool, your feedback is appreciated. We'll be here when you need us.

This year was the first time I've used AHS. They covered everything, the total service, minus the service fee. I had the garbage disposal replaced. My hot water heater had a leak, so that was replaced as well. The tech got out there the same day I submitted a claim. The tech was great. He seemed knowledgeable and personable. However, it took a week for them to fix it. It was on a Friday when the tech had come out, and it was Monday when they told me that everything was covered and that it would be Friday. I went a whole week without hot water. But I needed my whole entire tank replaced and it needed to be up to code. They covered all of those modifications as well.
We appreciate the fantastic review and are glad we could be of service. If you have any further needs or questions, please reach out to us again.
