I've had a good experience with American Home Shield. I've had the policy for a while, and I have three properties with them. The last claim I had was challenging to the degree that the contractor they picked had some issues. The plumbing company, KNS Plumbing, had to send people out several times to get the problem resolved. People pass the buck sometimes, but once I got to the right person, they sent a supervisor out to fix the problem. It was a line leaking inside of the slab, so it was a serious problem. The guy couldn't seem to find the technician, so he sent a supervisor out and he fixed it. At the end, they made it right. It just took a little while to get there.
Another thing is that like any of the companies that do that type of work, American Home Shield can be more up front on what is and isn't covered. 'cause people find out that a lot of things aren't covered when they need it. Like with the plumbing problem, I still paid a lot of money out of pocket. They only covered up to a certain degree. When I figured that out, it was too late.

This is our second time around with American Home Shield. The first time, we were with them for about nine years and the amount kept going up, so I changed. I went to Choice but I was not pleased with them. So I went back to American Home Shield. I recently had a claim for the water heater and it was pretty good experience. It's still working. It better work because we had to get a brand new one.

I filed a claim to American Home Shield for a garage door repair. And when the garage guy came, it turned out that whatever the issue was was not covered under the insurance. They said it wasn't covered because of the part. I had to pay the guy that AHS sent out here separately to get it fixed. It broke down after the guy touched it. I don't know if he did it on purpose, and you can tell he was not an honest person.
Garage doors have wheels on the edges, and that's what helps the garage door go up and down. There were a couple of things that we called them for. One, because the garage door opener sometimes wasn't working. And then the other thing was it was creating a lot of noise. And the guy said he couldn't see why the garage door wasn't opening because when he was there, it was working fine. So, he wasn't able to catch any of that. I told him, “Okay. Well, can you at least fix the noise?” He said the noise was not included in our contract, so he would have to charge me separately, which I said, “It's fine.”
What he said was that he recommended I buy a brand-new door. He gave me a price for close to $3,000 to buy a brand-new door, when I really didn't need a brand-new door. All he needed to do was replace those. When he was replacing them, I don't know if he did something to my spring because the following week after he left, the springs broke and the door fell down. And then a tool fell down from the top of the roll-up door. I never had any tool on top of it. So, I don't know if he did that or if the tool was there before I bought the house, but I've been in the house for 10 years and I've never seen it.
And even though the door fell down, the spring of the door broke in half. So, I don't know if he tied it down. You're supposed to have both sides even. I don't know if he changed something there. I'm not blaming him. I just wasn't happy because he was trying to sell me a door that I completely didn't need. And then after that happened, I called another door garage company and they came and fixed my spring. They said, “Hey, your door is perfectly fine. You don't need to replace it or anything.” They charged me $300 to fix the spring and made sure there was no noise and everything was great, when the other guy was trying to charge me close to $3,000.
I just canceled my membership with American Home Shield and moved forward. I called multiple times and every time I called for any service, be it the door, the garage door, the water heater, et cetera, I had to pay out of pocket. Every time, there was something that was not included. Every time, I had to pay an extra 300 bucks or $400 for them to fix something because, supposedly, it's not included in my contract. So, I just canceled it because then what was the point of having the insurance? You have to pay out of pocket every time, on top of paying the $100 deductible that I had to pay every time. They never fixed any of the stuff that I called about. Every time, I had to pay out of pocket, so I'm not even sure if the insurance is worth it. I understand they cover certain stuff and some don't. The response was fairly quick though.

I like the fact that I can call Home Shield and just pay a deductible and they fix my appliances. Also, the techs have been fine. They just have to get everything approved by the warranty company, so it always takes forever to get anything done. Every repair takes at least two trips for the technician. They gotta come and see it, get it approved, and then they come back and actually do the repair. If there's anything critical, then I end up waiting for a long time to get something done, like the hot water heater. All Brands Appliance came out for that but they didn't do anything and I had to figure out another way to get it fixed. Home Shield paid partially. That whole process took several weeks.

The refrigerator hinge was bent from the weight of the door. I submitted a claim with AHS and the tech was great. He bent it back and it's been great since then. Until it probably weighs down again. When you put so much in your door, the weight pulls it down. And it's a French door. So, you take some of the weight out and it won't do the same thing. So far, AHS has been pretty quick with getting somebody out here. Some years ago, I had AC problems and they took five days to get out here. And with our weather, that's a long time when you're in almost 100 degrees outside waiting five days without air conditioning. But other than that, AHS has been good to have. My home owner's insurance has a $1,000 deductible and if I can avoid it, I will. And with AHS, if something goes wrong, they'll pay for it.

My most recent claim with American Home Shield for an AC was never resolved because it was never a meeting of the minds in terms of what was told to us as opposed to after the technician came out. So, just took it upon ourselves to find another service provider and pay out of our own pocket. We got tired of getting the runaround for the last three months. The claim was in ever since April. Nobody was giving us any answers. We had to go through two different contractors, and they would not answer our calls or they kept procrastinating on coming out to the home. It was terrible.

The vent hood needed a replacement because it wasn't pulling. It was making noise and had a burning smell. I got on my phone and filed a claim with American Home Shield. The repairman they sent out had a hard time getting it up up there but did what he needed to do. He took the box and replaced the fan. The only thing that worried me was when he installed it, he was having a rough time with the vibration of it. He needed somebody to help him hold it up. It's a little louder than I think it should operate but it's doing the job. The fan comes on.
Having American Home Shield, I like that I don't have to figure out who to call. However, they could improve by using local vendors to get things done. If I knew some local, good companies for plumbing and air conditioning, I would just put my money in a savings account and use it. Everybody they send is always from out of town and you gotta sit at home all day waiting on them instead of them calling when they're 30 minutes out. That'll give you time to get home. They're not consistent too. American Home Shield should have companies that they use for a particular area. I'm in Albany, Georgia. I shouldn't have an air conditioning company this month that's different from the one next month. I understand they try to use whoever is available but they could use a little bit more consistency.
American Home Shield also needs to trust their customers. Not everybody's out to get them. I almost walked away from American Home Shield when I had my air conditioning unit replaced because they did not listen to me. I told them that I had a concrete pad down. This company that they were using who were ripping them off made it like I had to have this rubber thing so they put this rubber thing down. But when they put the unit down, it was too big. They needed to build a bigger dog house to go over the unit because the one that they had ordered to go with the unit wouldn't fit because they didn't listen to me. They didn't need that additional thick pad that they put on top of my concrete pad. Then they left the thing from up under my house and put a hole in my wall but American Home Shield didn't make them pay for it. It was awful.

The contractors are polite, and there's no issue with them other than they take so much time to get assigned. The claim is submitted online, then American Home Shield assigns the contractor, then the contractor will call. From my experience, it can take from one to four weeks to get a contractor to call. They then come and tell what the issue is, and in most cases, I will be paying for the contractor to show up whether or not it is covered. That was not what I was expecting from American Home Shield. They cover minor repairs, but sometimes they just say that they don't cover all the repairs. It's not so good, but it's not really bad.

American Home Shield drag out my refrigerator pair for over two months. When they were unable To find a new part to repair the refrigerator, they sent the technician back to my house and took off the old one and mailed it in and had someone repair The control board. I was firstly under the impression that if they couldn’t find the part that they would replace my refrigerator. I struggle talking to call center as they are not trained to my expectations. I felt that they read script and tell you, "No no no sorry sorry sorry."
They also offered me an option. They also offered me an option to buy a small refrigerator until mine was repaired. They told me to submit my receipt and they would reverse $150. When I submitted the receipt I got notification that it had been received. I waited through four weeks and never heard back from them to get the $150 reimbursement. I called and they told me I was not eligible for the $150 reimbursement. I do not recommend this company.

Warning AHS customers. Don’t let this company lull you into a false sense of security with thinking you will be covered in the event of a major repair expense. Look at BBB reviews. I lost count but close to 125 negative and only 4 positive reviews for July 2024. Here’s my most recent attempt at a claim. They made me tell them what my specific plumbing problem was before they would approve sending out a technician. I was given several options to choose from. How do I know whether it’s a stoppage, mainline blockage, valve or something else. There’s a limited number of options to choose from so I called for assistance 3 times and was unable to get a service request for a plumber to determine the problem. So I chose stoppage for a toilet, shower & sink & also main line.
The technician couldn’t find the main clean-out valve so the claim was denied costing me 100.00 for nothing. Ok that was written in the policy. I called a plumber at my expense. He found the clean-out valve, but still couldn’t clear the blockage. My pipes are leaking under the house & need to be replaced. I called AHS. They wouldn’t let me get a second opinion because leakage wasn’t on the original request. Remember I had to determine the problem yet I didn’t think to crawl under my house. I had to put in a new request & pay another $100. I added leakage. AHS’s outgoing automated message now says my claim has “partial approval, contact contractor for non-covered costs”.
I asked a representative how much was covered. She said it was fully denied. I asked to speak with a supervisor. When I asked the supervisor to look into the discrepancy she said “no it was denied” and I was disconnected. I have a recording of the outgoing message saying it was partially approved if AHS wants to reply to this. After 10 days without toilets or showers I paid $800.00 to have my lines cleaned with a hydro jet. I have a bid from a major plumbing company for $17,886.00 to replace all my pipes under the house. I’ve had 2 more local companies come out and say only a section of my pipes need replacement. I’m waiting on their bids. But as a single woman I got AHS so I could feel safe that I wasn’t being taken advantage of by contractors. It hasn’t helped.
I’ve been paying them for 33 yrs on my duplex and 14 yrs on my house. I do not see any value in keeping these policies. Years ago it was a much better company who sent the technician out to determine the problem and then decided if it was covered. Making the homeowner determine the problem is outrageously ridiculous. 1 star because there’s no option for negative numbers.

HORRIBLE SERVICE & NO HELP. Back in June we had an issue with the AC and needed it looked at, AHS sent a company who didn't even look at the unit. But we paid for their service fee. Then fast forward to July 15th, AC goes out. AHS can't get a tech to come out, and it's been NINE days and there is STILL NO APPOINTMENTS. I live in AZ where it is over 100 outside and my house got to be 100 plus as well. Demanded to speak to a manager, and the best they could do was "put in a ticket for someone to call me in 48 hours". & when they did call, we got disconnected. Did they call back? No. They also emailed, but then stopped responding to emails too!! NOTHING BUT LIES AND EXCUSES. Had I not called another company everyone in my house would be DEAD. AHS does NOT CARE about their customers AT ALL. & When I told them they need to reimburse me-- NOBODY CONTACTS ME AND WHEN I CALL THEY HANG UP.

Fraud! All they are doing is collection people's monthly payment, if you have anything that needs service they charge you another $125 for someone to come out, then deny you any warranty claim. They only have to warranty reasons, manufacturer warranty and pre-existing issue, they will deny you for one or the other. Also to add, if your realtor tells you to buy a home warranty, fire them too! These home warranties give kickbacks to broker firms, so they are just as fraudulent. Sorry people, the world is just a big scam, most rich people are rich because they scam more people out of their hard earned money.

I had On It Plumbing out here a couple of times. I had an issue with my water heater, and then I had a water leak that they repaired. The techs I've had have been great. The problem I have is, unfortunately, with American Home Shield. I will probably not be renewing my contract with them. I called them to submit my claims and the process was not easy. Then, they didn't pay for anything and they charged me $125 for them to call On It Plumbing to come out here. Then they have not paid anything on any of my claims.
I took out American Home Shield with the understanding that the problems that I had would be at least somewhat paid for, and nothing. I had to have the condenser and something else in my HVAC system replaced. They claimed that was normal wear and tear. That's the whole reason I have an insurance company. I am not happy. I have voiced that with friends of mine who asked me, “Hey, how do you think?” I said, “Find somebody else. Don't go to American Home Shield.”

When the washer was not cycling, I went online and it gave me options on what to choose. I chose what was going on with the washer then submitted the claim. American Home Shield immediately takes the $100 from your account then you get a text telling you that a person's been assigned. The repair person called me the next day to set the appointment up. He's really good. He's been out here several times for different stuff. He's fixed several of our appliances.
I was a little upset though, not at him. When he came out, the washer was working fine but American Home Shield still made me pay. They provide a lot of coverage, but the fees are a little high. But I've had other warranty companies and American Home Shield seems to be a little bit better. They help me a little more than some of the other ones I've had. I have recommended them. They send out good technicians and if you have an issue with them, you can call them back, work up their chain of command and they'll work with you.

I've had American Home Shield for more than a year this time. The first time I had it, I had it for three years. Both times, American Home Shield has always been good. They give me peace of mind. They give me information to tell me what they can and can't do. Their contractors always come and do what they need to do. Two of my sister-in-laws have American Home Shield as well and they swear by it. When I had an AC problem years ago, a repairman came but didn't do good. I had to call somebody and told American Home Shield not to send him back out. They sent somebody the next day who performed wonderfully. My AC right now is working perfectly. Recently, the pipe under the bathtub had a leak and it was leaking in my house. A plumber was out the same day, and she was personable and efficient. To fix it, she cut the pipe out and put a new one in. She was wonderful.

1st Choice Appliance was nice but the problem is still a little bit there. The washing machine is not 100% fixed. The tech came in and fixed it and it cleans the clothes but it's still noisy. They have to send somebody a second time. The tech looked and said there's a motor problem and it's not their fault. He said they would try to get approval again from the company and they will let us know. But it's been a week.
Most of the time, American Home Shield is good. Starting with the claims, it’s quick and easy. It's good. But they don't have enough contractors because it looks like they're in a hurry. If they take time a little bit when they come to fix the problem, then they could analyze maybe better. And they should take an interest in the problem-solving. But it looks like they are too much dependent on getting approval. I don't know why they have to depend much if AHS authorizes them to fix something. And then they come in and say they have to still get more approval. So, that’s a little confusing. They don't look like they are very in control or independent.

When my air conditioner went out, I had private people look at it and they said it was gone. I needed a new air conditioner. American Home Shield sent someone out who sent in the same report. American Home Shield came back telling me that instead of it being replaced, they said they had to do something. They made it sound like it just needed to have a little bit done to it. I got so angry at them because of the way they verbalized it. They were not having to pay to have it replaced. They were having to pay a little bit of it and not enough to replace the whole thing.
At that point, I wanted to get out of the contract but they told me that I could not. If I did, I'd have to pay some amount of what it was owed. The only way I could get out of it was wait till it was time to renew it, which would have been the following March. Very angrily, I stayed with them. I've been them for over 10 years. If I have to put out the money for a new air conditioner, I could have saved it up and done it. For what little bit I had done with them, I had paid for it several times, and they owed me a new replacement for my air conditioner. But they wouldn't do it.
I got someone to come out for a ceiling fan. When I first got into the contract, the lady said, “If you have some problems and you can manage to get by with them, wait till you have several of the same kind to report it because it'll cost less. You could get one visit then.” When I had several of the ceilings fans not working, I went ahead and requested someone to come out. My living room area has a slanted roof that goes up to a partial second floor. It's high and my ceiling fan hangs down from it. The man would not fix it and would not even look at it. He said he could not do it if I did not provide a ladder. I've never heard of any kind of repair person that didn't provide ladders for their work. I had to pay for the visit but he didn’t fix the main ceiling fan. The others were smaller ones in the bedrooms. I called American Home Shield and complained about it but they wouldn't do it. They said, “If you do not give them the ladder, they can't do it.”
I had someone come out for my dryer. It would have to be turned on several times for the clothes to finally dry. I explained this to them on the phone. I said, “I change the filter every time before I put in a load of clothes. It runs fine except it's not drying.” American Home Shield sent someone out here. The man walked in and asked where the dryer was. I showed it to him and it was running at the time. He said, “It runs. I'm sorry, ma'am, I can't do anything. It would have to be something probably in the exhaust of it.” I said, “I change that every single time that I dry clothes.” He said it probably was something up under the house and there was nothing he could do. He was here five minutes and left. American Home Shield charged me for that visit. They would not take it off. I said, “I explained to y'all that it ran and he came in here like he was surprised that it was running.”
Another thing was the shower in my bathroom. It worked fine, but the only way it would work would be if I held the handheld thing. Where I could hang it up was broken. They couldn't fix that because the particular part that was needed on that wasn't covered under my warranty. When my dishwasher went out, I elected to get the money instead of choosing one from them because nothing that they had to choose from was equal to what I had. But I was not getting the money and I was calling them. They said, "This is the date that you said you wanted it." They told me it was 30 to 60 days after that to get it. I’d wait and wait but I still wouldn't get it. I'd call them again and they’d tell me the same thing. I went through this till I finally got my check so that I could get my new dishwasher.
By the time March came, I called ahead of time because I had a date that the policy expired. I talked to somebody and said, “I want you to put this on the record that the date that this expires, I do not want to renew. I don't want to wait after it's expired and y'all tell me it's already started another year, and I can't get out of it.” They sent me through three people and I told every one of them I didn't want to keep the policy any longer. They started telling me why I needed it and I would argue with them. Finally, I demanded to talk to a manager. I talked to a manager and explained all of this to her and she said she understood what I was saying.
However, when the time came for it to renew, they automatically renewed it after I’d gone through four different people, including a manager, to tell them to write it down to make sure that it did not get renewed. I was on the phone again and all I got, again, were arguments about why I should keep it. Again, they kept sending me over to people till I finally got someone else. There was something where it had to go. It was paid automatically through my American Express card, which is the way that I paid for it when I was with it. They told me that I had to contact American Express to end it which was plain stupid.
I talked to American Express and they said, “No, ma'am. We're not the ones responsible for that. They're the ones who have to tell us so that we take it off of your account.” I went through all of it again with American Home Shield and once more, I had to go through so many people, telling them the same thing. They were refusing to let me cancel. I'm 81 years old and there is a law in Louisiana against things like that with the abuse of the elderly. I had to threaten them with that. Finally, I got my money sent back to American Express.
I tell everyone I talk to not to go with American Home Shield if they expect to get what they're supposed to be getting out of it because American Home Shield will fight them every inch of the way, trying to get out of doing what they're supposed to do. Also, every time I called, I talked to someone that couldn't speak correct English. I couldn't half-understand what they were saying and they couldn't understand what I was trying to explain to them.

Well, it has been 32 days, 5 visits, and 3 motors and my AC still isn't fixed. There's also now a giant 3x3' hole where my ceiling fell in due to the AC drip pan for the upstairs unit overfilling. AHS won't cover that as it is "secondary damage" despite the fact it was caused by the upstairs unit struggling to keep up with no downstairs unit for a month now in 90-degree weather. They also charged me a second service charge to have the tech look at the hole in the ceiling. Then told me it was not covered.
After reporting them to the BBB they decided to refund the charge they conned me into as compensation. All bait and switch and they can translate the contract however they see fit. The technician ordered the wrong motor twice, and the one time he got the right one, he ran the ground wire on top of the unit and screwed it into painted metal so it fried the system. I'm lucky the house didn't catch fire. Meanwhile, AHS has been denying any wrongdoing, claiming the repair is on track to the BBB. Do not trust this company, they will not support you.
Oh, and three different AHS employees told me the hole was covered. Fourth said it wasn't but they would review calls and if I was told it is covered, they would cover it. The escalation person admitted that I was misinformed on all four phone calls and they would not be doing anything for me. Rather, I was informed they would be disciplining the four employees. I wasn't trying to get someone written up. I just want the service I paid for to actually get done.

We bought our house in 2020 in Oceanside 55 and up development. Our agent paid for an AHS policy for a year. We noticed after a short time around our toilet the flooring would discolor from brown to grey. I called AHS and they sent out a plumber and he didn't see a problem. A short time later requested another plumber and he didn't see a problem. The discoloring continued and warranty lapsed. I measured the drain off the wall and it wasn't standard and bought a 10" rough-in toilet and installed it myself and the problem was fixed.

We've had a few things fixed thru AHS and the performance of the items worked on has been satisfactory. For previous jobs, my experience with the contractors has always been really good and I haven't had any issues. But we're in a funny location here and every once in a while, AHS has a hard time finding somebody that services this area. I have an active claim currently and I'm trying to find someone to help me track down a leak in the pool.

The American Home Shield reps have always been so helpful. They're always been very informative, and do follow-up. Everything is good. American Home Shield is a good company. I'll recommend it. When I sent in a claim for my washer, the contractor that came out had to order parts, and then they thought one part was it and the other part but I told them that my washer still gets stuck on the cycle. So then, the tech said, "Oh, it's your water pump." But they replaced a total of three parts.

I had a very good experience with American Home Shield. However, I needed to take the plumbing out from under the house and put it outside so the city water department would be able to clean out my sewage line when it needed cleaning but the plumber couldn’t do it. For the AC, 1st Choice came out at first but they wanted to charge too much money and wanted to charge American Home Shield. They also wanted to charge me extra after AHS. So, they got this other person from Florence, South Carolina and he did good. I haven't had any problem with my light bills going up high after they came out and fixed the ducts. There was nothing wrong with my air conditioner. I have recommended AHS to several people.

Brown Air Conditioning’s tech was very professional and got the job done. A couple of items have been fixed twice because I was not happy. The refrigerator was still making a noise so the techs had to come back out but they fixed it. They told me it was also because of the age of the refrigerator. The second repair was because the capacitor on the AC went out again. It went out twice within a year. The surge of power when it comes through may have fried it. The only thing is having to pay the $100. The contractor got it quickly but I gotta wait a long time for them to come. Other than that, Brown did a good job.

I hate AHS. I had a beverage center/wine cooler that quit cooling. When I made a claim with AHS, they said they didn't do wine coolers. But my beverage center would get down to 31 degrees on one section just like a refrigerator while the other section was warmer for the wine. So I told them that it is half refrigerator, half wine cooler. When we'd have parties, I would put cold food on the shelves of the refrigerator part to help hold the overflow of space that we needed.
I even got the data from KitchenAid showing that one part of it was refrigerated and the other one wasn't. And I compared it to a wine cooler that only gets down to 40 degrees on the cold side. I told them that mine goes down to 32, so it's a refrigerator. But they said they didn't care and they still wouldn't repair it. So, I canceled my policy and I'll never go back with them again. It's a rip-off. I also had to write a $100 check to the tech who came out which was a waste. He just said it was a wine cooler and left. So he didn't even analyze it properly.

The reps at American Home Shield try to be helpful on the phone. However, I've not had very good experiences with the contractors that I've interacted with. Most of the time, I find them subpar, very lazy and difficult to work with. I feel American Home Shield gets some of the worst contractors to work with them and I've thought about canceling because of the people that they hire.
Recently, we had a repairman come out and say, “You need a new dishwasher. This one is not gonna work. I don't know what to do with it. I can just keep throwing parts on it, but it's not gonna work.” I called American Home Shield to let them know what the repairman said, and they said, “We're gonna go ahead and send out a new contractor because this one won't respond to us.” They also wouldn't respond to me whenever I called them. They stopped answering their phone. They were supposed to give a write-up about what was gonna happen, but they never did. American Home Shield had to hire a different company who now is coming out. Our dishwasher has been broken since March. They come out, try to replace the part, it works for a few minutes, then it stops working again. I'm not mad at this contractor because they said that that was all they could do. But the last one never called me back and wouldn't answer the phone.
American Home Shield used to be able to rectify the situation, but lately they just keep sending out the same guy and we keep getting new parts for this dishwasher. It's being rebuilt but it's still not working. It’s extremely frustrating. American Home Shield has waived the service fee but I want a dishwasher that works. They also sent that same contractor out to do our washing machine that failed. They didn't even talk to me about what happened. They just ignored it. Then they didn't completely ever fix it either. American Home Shield has been good in the past but I am not satisfied with this last experience. I don't feel like I'm getting good products or coverage.

Home Shield corporate is okay. But their subsidiaries are not. The companies that they had come out to my house to do repair of work over and over and over again, I don't know who's ordering the equipment or who's doing whatever it is they're supposed to do, but they are not ordered. That's the number one complaint I had. The repairman also said that he used to order all of the items for the piece of equipment he's gonna repair. He would just order it and he replaced them all. But with the current supply chain issues they have, they only send one item at a time. So that they have to troubleshoot one thing, and then go to the next thing, and then go to the next thing. So I still don't have an ice maker.
I've been without my ice maker for about four months now. To compound that, the repairman can't send anything up under the same trouble ticket. It's $100 for the trouble ticket. I paid my 100 bucks. I'm still trying to get feedback from American Home Shield so that I can speak with somebody in management and try to get my $100 back for the second claim I just filed for the same issue that I've already got. The only addition is that we discovered that the lights on the control panel of my fridge are going out. Which in the old days, the repairman would just write that up on the ticket, send it up, and everything would be taken care of. But now, you can't do that. I have to file a whole new complaint on the same item.

For the most part, American Home Shield is a reasonable and decent warranty company. But you have to be prepared to do some extensive follow-up with them. There are a couple of issues where the service to have the repair was a bit delayed even after the payment. The deductible was already paid. And that's one of the things I've expressed to them on multiple occasions, that if they would take that deductible, there should be some enforcement on their side to make sure that the repair would take place.
The contractor came out to service my unit for my outside unit that wasn't functioning properly. They did a diagnostic on it. They gave the feedback to American Home Shield. But AHS did not provide coverage. They stated that there was excessive wear and tear to the unit. So, I spoke with them, and I spoke back with Service Pro how to get clarity on that. But that still didn't help, so we had to come out of pocket for that expense. That was not a favorable experience.

I've changed warranties a few times over the years and American Home Shield finds somebody as soon as possible, although it isn't always possible to do it quickly, but at least they do eventually get it done. I had a dishwasher claim and AHS was prompt and were good at calling me after the request was made. The unit had to eventually be replaced as hard as Ninelives Appliances tried to find parts. Also, the dryer was making noises and they worked on that too.
But when we needed our washing machine replaced, I got the runaround from American Home Shield for like three months. They would say, "It's gonna be delivered this day," and nobody would show up. I'd try to call somebody to find out why and they didn't know because they didn't know who was supposed to be there anyways. I would be on hold with someone for an hour before I was helped and they would give me the wrong information or a wrong phone number to call. I remember one time my granddaughter got on the phone because I was getting so frustrated. She called and she put it on speaker phone so she wouldn't have to hold on and she never got answered in eight hours. She finally had to use her phone, so she cut it off. But that was a terrible experience and I let them know about it, but I never really heard anything back.

American Home Shield was very helpful and intuitive. They were very prompt at getting back to me. We do it online, and everything is technology nowadays, but I get an email back with the name of the company that is supposed to contact me, and the companies usually contact me within 24 to 48 hours. It’s sometimes a little tricky for scheduling purposes. The contractor came in, got right to work, talked me through it and helped me with sealing the cover for the pump to make it a bit tighter so things wouldn't get down inside the pump.
My most recent claim was a bit trickier because it was going into a weekend. I got a call from the contractor. I put the claim in on a Wednesday night. I wasn't able to get somebody out until Monday. So that took a bit longer, but it was an air conditioning, and it's 95 degrees in New Jersey, so they had a lot of demand for air conditioning repairs right now. I recommend getting a home warranty to anyone. It's worth paying the extra couple 100 bucks a month to know that you have the security for when things go wrong. I tell everybody, “I know I have somebody coming out to fix it, and they're guaranteeing that if they can't fix it, they'll replace it. It really does save you in the long run because you're not putting large sums of money out at one time.”

Up to a point, I was very satisfied with American Home Shield. They sent out techs for a couple of things and seemed to fix it right away. We paid a certain amount a month, and paid $90 every time we called and a contractor would come out. No big deal. But a few years ago, the monthly price went up by $30 and the every time a contractor came out went up. A year later, both prices went up. So, we called another company, got a price and it was better. I don't know if they do as good a job or not, but I get offended when AHS raised my rate every year.
AHS sent out a contractor to fix our washer three times. The washer would shake violently. That went on for two days before I called. And when I did a load of laundry, it didn't spin the water out. So, the clothes would be soaking wet before I picked them up and put them in the dryer, which we didn't do. We just went down the street to a laundromat. The contractor ordered parts a couple of times. It took three attempts to get the washer working. One time, they had trouble getting the parts. The next time, the person doing the work said he thought they were used parts because if AHS could get used parts that are still quality, they would use those. But that didn't work, so he had to get another couple of parts. It was inconvenient. But it all worked out.

This is the company I trusted to do my home service should I need it. When I get my claim of down AC submitted, they tried to find every excuse not to pay for my AC or get it repaired. They knew they can't repair or repair will be very costly. After weeks of frustration dealing with the customer service, I went ahead and paid for new AC from my own pocket.
Moreover, this is the company who is charging us monthly fees in Dollars but paying it to overseas call center in pennies. People at overseas customer service spend more time apologizing and trying to pretend that they care but they don't. American Home Shield exporting our American jobs to overseas when it is making money in the US. I understand this is a business strategy but this also shows how selfish they are when it comes to hiring our own US workforce. Majority of the times, overseas CS is not familiar with the high standards and urgency people expect in the time of need when AC or other major appliances fail. Anyhow, I will not recommend this company to waste your money at. Thumbs way down.

One of two AC units stopped working. The company dispatched did not fix the air. Nearly a month later still having the issue. I called and they quickly dispatched the same company to me. However, that company does not have availability for 48 hours. It's the summer time and nearing 115 degrees daily. Downstairs is approx 90 degrees and upstairs is 95+. AHS said unless I pay another dispatch fee of $125 I had to just wait for 48 hours + for this company to come out. Let's not even think about the fact they literally did NOTHING the last time they were here.. So, now we are expected to wait an additional 2 days in hopes that MAYBE they will fix it?
We have high risk animals and individuals in this home. We were told that since there is another unit, we could just sleep downstairs on the ground in the meantime. I asked multiple times for clarification on that as I am blown away at their inconsiderate nature. They are reading from scripts and NOT doing anything to help. They told me in not so many words that they did their part by making note of my concerns and making a work order request.. The rest is not their concern. They don't care that I've already paid monthly fees, dispatch fees, sitting in an extremely hot house in the summer or that BOTH units may burn up because of this failure. If the second unit goes out, it would be a minimum of $6k+ to fix, which they won't cover that. So, again, I would be out money in addition to the potential health risks involved here. There are state laws regarding ACs in homes/apartments for a reason.

If I could give 0 stars I would. I am not one to leave reviews typically, but our experience needs to be shared so others do not suffer with this company and their horrendous service. Our fridge went out over a month ago, we have contacted AHS multiple times only to get no help - sometimes not even the courtesy of a call back. When on the phone with the escalation department, the woman I was talking with HUNG UP on me. Now, if I was rude, yelling, cussing, or being disrespectful, I would have understood, but that was absolutely not the case, in fact, I was in literal tears because hundreds of dollars worth of groceries were spoiling and my toddlers (and my pregnant self) needed to have access to refrigerated food. I was repeatedly not helped and given scripted lines over and over.
If you are a realtor DO NOT include this warranty in your contract. If you are a home owner or buyer PLEASE DO NOT use this company. They have been unhelpful and downright rude at this point. Find a warranty company that at least has the humanity to care about their customers. I will finish with this: This is BY FAR the WORST company I have ever worked with and I decided to sit down to write this review to hopefully spare others from the frustration of this company and their LACK of service.

I file claims by phone and go through the automated system. Most recently, I had a pool pump claim and AHS scheduled ABNation to come out immediately. It took three days for ABNation to really contact and get with us because it goes through their corporate office in Florida. But I'm happy that, when they came out, they actually fixed it. The tech emailed me and told me the time and the day that he would be out. He arrived within that time frame, parked his vehicle, came, said hello, came up, went around to the pump, looked at my pool pump, and fixed it. There's a basket in the pump and that basket got sucked down into the pump to where you couldn't pull it out with your hand. It didn't let the water filter through and come back into the pool for whatever reason why that sucked down.
He took the pump apart and there was some piece that's supposed to be mounted in there and it was disconnected inside the mechanism of the pump. He had to screw that together and undo some bolts in the bottom underneath that basket once he got it out. As soon as he fixed that, water was flowing through those jets through the pump. He said that for 30 days, it's covered under some kind of warranty. He seemed personable and like he knew what he was doing.
On the other hand, the air conditioning claim was a whole other story. The last time I had an air conditioning claim was a nightmare. I asked for a refund because the company that came out couldn't fix it and couldn't figure out what was wrong with it. My son and my ex-husband figured out that it was a fuse. I sat here for three weeks waiting for a part and all this stuff with no AC and all it was was a 10-minute fix. That really irritated me. I told them not to send that company back out here because they don't know how to work on the unit.
I think the problem is when I call in to AHS, I get a foreigner and they don't understand what I'm talking about. Also, I couldn't get anybody to get somebody higher up to make them understand what was going on. I did scream at the top of my lungs to get a manager or supervisor. It was a mess and I couldn't get another company to come out. They kept sending me the same company over and over again and that company was like, "You need a Lennox-authorized technician," because they didn't know how to work on the unit. Some of the AC people that came out prior to them won't even touch the unit. I have to call back in, tell AHS what happened, they have to get their money back from the thing, I have to wait for that transaction to get revised, and then try to get another company to come back out.
It's frustrating and difficult. What that supervisor or manager told me last time it happened is to make sure they know that it's a zoned and communicating unit and that I have to have somebody that knows how to work on that type of unit and not just any old air conditioning person. But as far as ABNation and the pool, they're fine. I have no problem with them working on my pump.

Our pool pump wasn't running correctly and it was barely even going. American Home Shield scheduled us to be with Emerald Pools, and Emerald Pools, no-called-no-showed on me twice. I let American Home Shield know and they said that they contacted Emerald Pools. They said that they attempted to get ahold of me and they blamed American Home Shield for what happened. Their rep said that they tried to set up an appointment with me, but American Home Shield had given them the wrong information and they had no way to get ahold of me.
I told American Home Shield that I was not happy with it because I knew they have my correct phone number and I didn't believe that a wrong phone number was given. Also, when I read the reviews online for Emerald Pools just off of Google, they have horrible reviews and they are all American Home Shield customers that have commented. I told AHS that I didn't want to use that vendor anymore, but apparently, there's nobody in Las Vegas that they could get to come out, which surprises me because Las Vegas is a huge city.
We have a pool guy here who is local and AHS told us to have him come out. So, he came out and gave us a quote on getting the pool pump repaired. Due to the dollar amount, AHS said that they had to get a second opinion on it. But the second opinion was Emerald Pools again and it pretty much was the same thing the second time the Emerald Pools came out. They didn't come out the first time when they were scheduled to come out and didn't show up on time when they were supposed to. I kept texting the lady, asking if they were coming out, and she said that he was caught up on another call. Then they ended up having to reschedule me for another day. The tech finally ended up coming out, but he didn't bring the right parts with him. So, he had to come back out again. Also, every time I would call, nobody would call me back nd they weren't answering the phone.
The pool is fixed now, but it was a hassle working with them and I was not happy with the whole thing. My claim went on for six months and I kept telling American Home Shield that when my pool turns green, they're not going to pay to balance my chemicals and get my pool fixed. They said that was not part of the warranty and I understood that, but that was why I wanted my pool fixed because I'm going to have to cover that cost.
Despite what happened, I'm not totally dissatisfied with AHS. We had to deal with them when the ice unit of our refrigerator wasn't freezing on it. It took quite a few visits for the repair guy to get that fixed but it ended up getting fixed, so it was okay. We also had a water leak out front, which ended up not being anything that was covered through American Home Shield. It ended up being something we had to end up doing through our homeowners’ insurance. But AHS sent out Alpha Plumbing who we've dealt with before and they were fantastic. So, every person we've had to use with the exception of Emerald Pools has been good.

I just go online, and in the process of submitting it, it tells me who the person is gonna be and they'll reach out to me and schedule or I can call them. So far, all the people that came out have been nice. My last claim was for a leaking tub and Wade Plumbing changed the fixtures on it.
I like Wade. They've come to my property twice already. The other time was when my toilet was running. My water bill was $1,300 and the water company called and asked me if my water running. When I finally walked around the house, it was one of my toilets. When I did the claim, Wade fixed it. I also had another incident where a guy came out for my refrigerator and he was nice too.

I'm thinking of canceling right now. My last claim was for my heater, and it never got resolved. It was the same guy that came every time. He changed this, changed that on the unit, and then finally said, "It could be the duct because it's not big enough and that's why it's making it to shut down." I was told it was gonna be 2,000 to repair it, and I figured I can't afford it right now, so I might as well leave it like that now that the summer came. I'll deal with it when winter comes.

I was with American Home Shield for five years and their prices started going up every single year where it's almost tripled in price. They've always treated me well but the fee started from $69 a month and went up to $130 a month, which was ridiculous. I had a claim when the AC wasn't cooling and when they did get a guy to come look at it, they sent out a guy that didn't know what he was doing. It was just a valve that needed to be flipped over and that guy tried to sell me a completely brand new unit that I did not need. Also, the customer service reps are hard to understand and when you try to speak, they keep on talking like they have to finish whatever they have to say completely. I am with a different company now.

I called American Home Shield yesterday and they sent somebody to check my air conditioner, but they did not do anything on it. He said it was only the filters, and then he left. He did not even put the filters. So, I called American Home Shield back today. She said they wanna send somebody to check again like a recall. They wanna come back again and check. So, I like that. The lady I spoke to was so nice.

I've been unhappy because I tried to cancel a service well in advance -- a week before it, and I could not cancel it. It was super difficult. I called and they said I have to cancel it with GE. I did and GE still came out and American Home Shield still charged me. It was so much work. I had to call and try to get a refund to explain that it was never serviced. The two companies just don't talk to each other where I'm like it's not even worth my $75 to spend any more time on this. I don't like customer service like that. But I like that I can go online and request service pretty quickly. Usually, they get somebody out here pretty quickly to resolve the issue.
My contract was supposed to renew in June of this year and back in April, I wanted to cancel because of all the bad experience. They said that if I cancel, I was gonna get charged a fee. That fee is about the price of my last month so I said I'll wait but I want them to not renew me and they said they've got it set up. But I ended up getting a charge in June for this renewal, which was my bad. I happened to have something go wrong and I thought I should keep it. But whether I did that or not, when you cancel something and you're told they're doing it, they need to not automatically renew you. I feel like that's the way people try to get money because people don't pay attention to their bills.

My dishwasher was not draining so I contacted AHS and they sent someone out here to fix it. It took weeks for them to come out and they told me that there was a special part that they needed to order. The tech came with the part and installed it, but my dishwasher is still not draining. I feel like reaching back out to AHS might just be a waste of time because it took weeks for the person to come out to do it in the first place and when they did come to do it, I had to pay them 120, which I understand that I have to pay a fee.

I wasn't real impressed with the company that came out for my last claim. I've had issues with that heater and I've had a half a dozen calls and the heating element keeps going out on it. The last guy upgraded the heating element to a more expensive part but it went out again and he was really rude. He said that my heater is too dirty and that's what keeps making the heater go out. But he was really disgusted and really irritated that he was out there doing the job. He was not very professional.
Last year, we had our air conditioner upstairs go out in June or July and they would not respond to us. We kept going back and forth with one of the repair companies and they made calls and they said they were taking care of it. It was a real joke. I kept feeling I was getting the runaround story from American Home Shield. Finally, I called the repair company and American Home Shield in a conference call so both of them would be on. Long story short, we didn't get our air conditioner fixed until November or December when it was cold, five or six months later.

We've been having a horrible experience with AHS lately. We had a claim for our fridge and our washer. AHS contractors came and evaluated a couple of the items and told us that there's nothing they can do. They got paid and I had to hire someone externally who just told me that the fix was really easy and it was less than $60 to fix it.
Also, their contractors told us that our washer needed to be completely replaced when it wasn't an issue of replacement. They told us our fridge radiator was completely burned, when it was a sensor issue. The machine is an outside fridge. And he was just telling us no, the whole fridge needs to be replaced. So I contacted Blaze, which is the maker and the manufacturer of the fridge. And I said, these are the issues. And they just send me a sensor and I changed that myself in minutes.
I'm not sure what type of contractors AHS is getting but they come out here, don't want to do the work, and say that it cannot be fixed. We've been discussing to just interrupt the service because it hasn't been a quality service and it's being more of a headache than something that is helping us reduce the stress of managing our home.

The connections American Home Shield had with companies for household-type problems were resolved quickly, effectively and efficiently. I had a plumbing issue in the house and they sent somebody out on a timely basis. The plumber came in and resolved the issue right away. It was very good experience. I just had some refrigerator issues and this is the only time that I was very disappointed. Living here in the middle of the desert and being without my refrigerator for over a month was bad and not acceptable. It was because of scheduling. I was told that the compressor was coming from outside and then, only specific people are qualified to install the compressor that has new technical things involved.
The only issue that I'm waiting on now is my refrigerator needs a new filter for the ice maker and water dispenser. It came in the mail yesterday and that's gonna be installed today. So I will see if that issue is resolved because at this point, my ice maker is making very little quantity of ice and the water that it's dispensing is very light. I'll wait to see if it was just a matter of having a new water filter that needed to be installed. So, I'm keeping my fingers crossed. American Home Shield has always contacted me or responded to me on a very timely basis. They offer a 30-day to be satisfied with the overall work to make sure that everything's functioning properly. But my issue lies in the price. Every month, I pay AHS and then, it's an additional $100 to get a technician to come out. I could just as easily contact someone for the appliance I have an issue with and I'm 150 bucks ahead of the game.

The contractor for the dryer was very good. They had trouble when the part that was sent to me was damaged in transit so it took two months to get everything finished because they had to resend the part. But they fixed it and it's been a couple of months. And so far, the dryer is working fine. I had an issue with American Home Shield before that with some electrical work I tried to get done and it was a huge problem. The electricity went out in a part of my house and the person that AHS was going to send was supposed to be an electrician. When he called me, he was someone I know personally through the grapevine. I went to school with him and he is not a certified electrician. He's a con man with several fraud cases against him open in our area. I called AHS back and I spoke to people who were not American and they said all their contractors are electricians and I said this man was not one. They kept saying he was and I said no.
I refused to let the man come out to my house unless he brought someone with him who could show identification and an electrician's license. But he never showed up. I had to cancel the whole claim after several months of going back and forth because I would not allow some random person to work on my electrical. He said he had someone working for him who was an electrician and he was using that man's license but he was coming and doing the work himself. That was a major fraud. I tried to report him to the Texas board but because he didn't do work on my home, I couldn't open a claim with the electrician licensing board because I didn't let him come out. But he has multiple fraud cases open in Arkansas and Texas on him. I asked several times to get someone local or get at least someone American but they just didn't understand what I was saying culturally.

AHS even insinuated bad faith on our part. Furthermore, it is even difficult to cancel the policy; I tried this just now based on our poor experience, and was told that only one particular representative who previously talked with us can cancel the policy, and that we simply have to wait for them to call us back. I had American Home Shield once before for a home and I was really thrilled with it. This time, I don't know whether it's because I live in a smaller town, but I don't think the contractors that they've sent have been up to par with what they used to send. I have a hot water heater that's leaking and needs to be replaced but the door is too small to get it out. American Home Shield said I have to get a carpenter and I have to pay for it because that's modification. I paid $225 to get somebody to come in and open that up big enough so that the plumber could fix it. I told the rep last Friday that the carpenter was coming today and I really needed my hot water heater changed out so I wouldn't have to stress about it anymore.
The rep didn't respond to my first message and we called and left a message again. He said it was the weekend now and they got a job on Monday and Tuesday. He said it'll be in the middle of the week before they can get out here. Also, I had a leak and they had the same plumber come out to fix the sprayer hose and the leak on my kitchen faucet. It wasn't a week and a half later, the flimsy part he put on my sprayer hose busted. I bought a new thing and my son and I got it put on myself. It seems like they want to make sure that they use parts and things of the lowest possible quality, which is bad. I've been a little disappointed with that.
Other than that, the contractors have always been pretty good and real personable. We had somebody come out because we couldn't get hot water out of any of the faucets. The tech went into the shower and fixed the regulator. I really appreciated him. I'm starting to reconsider between the cost of having the warranty and then the increase of the copay. But right now, I feel like it's in my best interest to carry on with my warranty service with American Home Shield.

I am extremely dissatisfied with their handling of my claim and the subsequent refusal to cover the costs as stipulated in the contract. I contacted American Home Shield to file a claim for the malfunction of my HVAC system. Despite fulfilling all required procedures and providing necessary documentation, my claim was denied. This denial is not only unjust but also goes against the terms outlined in my service agreement with AHS. The contract explicitly covers HVAC repairs, and there were no valid grounds for the denial. This constitutes a breach of contract and a deceptive business practice.

AHS does a pretty good job but it's a mixed bag of tricks with them, depending on the appliance involved in a claim. I recently submitted claims for my refrigerator and dishwasher, then someone was out pretty quickly. They got my fridge fixed, but they ordered parts for my dishwasher and my dishwasher still isn't fixed. That was in April then I got a notification that the parts came in over a month ago. But I've not heard anything from the service company.
I also have a problem right with my air conditioning. AHS sent someone out who said he couldn't go in the attic. But that's where my air conditioning is. So I spent $100-something for someone to show up and tell me that. I'm also not too impressed with American Home Shield's reps on the phone because you get people that can't speak English and they just read the same script over and over. With my current claim for the air conditioning system, I'm trying to explain to them that I'm not paying for someone to come out again because the last guy came here and said he can't go in my attic even though that's where my system is. But they're just reading off a prompter and they're aggravating to speak to.

I have a direct deposit coming out of my account in order to utilize their services and aside from the monthly fee, I have to pay them a deductible for the techs to come out. Then I have to pay them again once the service is done. But the service is needed, so I keep it. Here in Houston, we just experienced a hurricane and I'm glad I have the service if I need it.
Aside from that, the techs I've had were very experienced and polite. One time, the washing machine and stove were acting crazy and two techs came out. But I wanted the stove to be cleaned and I was told that they don't clean the stove. Nevertheless, they came out to check it for maintenance, to make sure it was okay, and it was excellent work.

AHS is very reactive. As soon as you make your claim, it goes in and the service person gets back with you within the timeframe that's designated, usually earlier. Then they schedule you as quick as they can, understanding the emergency situation such as an air conditioning going out in a 100 and something degrees. This happened to me recently where I had a frozen line on my AC and it was not getting cool. I submitted a claim with AHS on their website then the technician from Air Design came out very quickly. He identified the issue, which had something to do with the compressor, and he fixed it in 15 minutes. We haven't had any issues since then.

I've been well pleased with American Home Shield up to a point. But I'm disappointed with them. It took them forever to find a contractor to start with. Most reputable contractors don't want anything to do with them. They start with (and I fell for this one time), “You go ahead and get somebody, and we'll reimburse you.” But I know how that works. They would then say, "We can't cover that so we're not gonna reimburse you.” If they can't find somebody within five days, they'll start that nonsense with you. People fall for that, but I won't.
I had an issue with my air conditioner. The guy they sent got 10 things to do that day which I understand. It's summer time. He came out, plugged it up, and said, “You need five pounds of coolant. It’ll cost you $500.” They fixed it, and it probably would have cost me a couple of thousand dollars that I did not have to pay. However, the next morning, the unit had cut off because the pan had flooded. Thank God the safety float in the pan cut the unit off, or I got it coming through the ceiling. The guy went up there and opened it up. It started working. Then he said, “I need to put a trap on the end of the line out of here in the yard.” He could fuse that trap with a P-trap beside the air conditioning unit. I don't need a trap on the end of the thing out 20 feet down inside the house. But he put it on there anyway.
When I left last week, it was dripping so I cut it all off. I called the company and they said they got my request. All of a sudden, I got a check and a message, “You have been denied, but we will replace the whole drain system and the P valve for $645.” I've already paid them 500. The drain system is not leaking. It's right. The unit where it’s tied into the unit is what's leaking. Up to this last time, it seems when you call American Home Shield, you get some gal from another country that can't speak English. They don't understand a word you're saying and you don't understand what they're saying. But that wasn't the case this time. I talked with somebody who spoke correct English and I had no problem getting through. They handled my situation with courtesy.

The girl that works there told me she was gonna check it out, make my appointment, see what was going on, and she did. They get the job done.
Recently, I called American Home Shield to let them know that my washer was messed up. When I closed the door, it wouldn't wash. They sent a repairman out of here. He ordered a part and put it on. However, it came loose again so I just got it done last week with another company with Sears through American Home Shield. I've been with American Home Shield for five years now and I have recommend my sister and a cousin to them who joined them and likes them as well. I tell people all the time, "If you need something done, join the American Home Shield and you won't have to worry about going out on the street finding somebody to fix your product."
Hi Joeann, Wow! Thank you so much for the feedback. We appreciate your business. Sincerely, Mariah

When I call American Home Shield, their representative helps me out. Recently, my air conditioner was not blowing cool air. The contractor who came out was very good. However, if I have some emergency and I need a technician urgently, they don't come right away. Also, they don't do anything. They come, check, and say they are not able to fix the issue. For my unit upstairs, the coils were too dirty. They weren't able to open that. They always find an excuse. I'm not satisfied with any kind of the professionals like this. They are only looking for the easiest, regular way. If the regular way fails, they say they can't fix it. They cannot think about the hard way or some other smart way. Sometimes I need to call a local technician to fix that because they can do whatever I want.

American Home Shield is a good company as far as the people that they send out. Most of the time, we're don't have an issue with anybody except the last one. When the dryer wouldn't close, the contractor had to order a part. However, it took a long time for them to get it. It was more than two weeks. Also, the part that they put on came off again. We just went ahead and bought a new dryer because the part that they ordered was plastic and it was much longer. It didn't even stay long.

American Home Shield is good when it comes to appliances. Unless you have a relationship with a repairman that's good, having American Home Shield is like having a relationship with a repairman that you can call on and pay the copay that lets you have a service call and have somebody that knows what they're doing fix the appliance. But I would not recommend them for plumbing or AC. When a contractor came out for an AC repair, they told me they could not fix it, but they would not replace it either. If they'd fix it, I'd have to pay an exorbitant amount of money. I ended up replacing the AC, which was very expensive. American Home Shield didn't keep their word about replacing it. It felt like I was nickel-and-dimed. When it comes to the AC and the plumbing, there are a lot of small things and it's so complicated that it isn't worth the time.
American Home Shield is not always reliable and sometimes, getting a repair person out takes a long time. Plus, you have to pay for a service call even if nothing's wrong or if they've already been out there. I don't think that's always right. Recently, I had a washer that was rocking back and forth and the barrel was moving. The first guy that came out tried to fix it. But that never got resolved and he also scraped my dining room table. The next person came out and said it couldn't be fixed so American Home Shield replaced it with a brand-new washer. However, some contractors that American Home Shield have had have not been that great. Astro Appliances is usually rude and abrupt. Some of them are very competent, but they don't have any people skills. TSA Appliance Solutions who came for the washer was a little bit better.

The plumber looked at it, went to his truck to grab a thing and it was fine.

When the unit upstairs went out, the repairman replaced the capacitor. He was very thorough. I've been with American Home Shield since 2021 and I would recommend them. They have a quick response and turnaround time. During the winter or the summer, their contractors will come out and get your units ready for the wintertime or the summertime. I have two units. One is free and I have to pay for the other one. But it'd be nice if it was both the wintertime or the summertime. Also when they schedule somebody to come, sometimes the time spans are a long time. The morning time span is 8:00 to 12:00 and the next time span is 12:00 to 5:00.

It's a safety net, especially for homeowners who exhaust all their funds purchasing the home and don't have room for repairs. American Home Shield gives you comfort in knowing that you pay a deductible and someone will come out and be able to fix the things that are going wrong. I am extremely frustrated with the poor communication and service from American Home Shield (AHS). We requested repairs for our microwave and dishwasher, and AHS assigned ACT Appliances for the job. During the first visit, the technician performed a small test, claimed the microwave was not broken, and evaluated the dishwasher, stating he needed to order parts. However, after he left, we tried to use the microwave and found it was still broken. On his second visit, he attempted to fix the dishwasher and assured us it was repaired. However, the dishwasher could not complete a full cycle. We called ACT back to inform them that the dishwasher was still broken.
On his third visit, he informed us that a drainage pump was needed and attempted to fix the springs on our dishwasher door. He assured us the door was fixed and that he would order the pump. However, he left the dishwasher in a dangerous state, with the door springs snapping back so fast that it became a safety hazard for our children. Four weeks into this ordeal, we contacted AHS to express our disappointment with the service from ACT. We were informed that the contractor is allowed to order parts without AHS's approval. Despite our dissatisfaction with the contractor and discovering their low ratings on Google and the BBB, AHS insisted they needed a diagnosis and recommendation from ACT before taking further action. Our attempts to reach managers at ACT were met with silence. AHS promised to contact the contractor again, but they have been unable to get a response from ACT either.
We escalated our case three times with AHS, only to be told by their call center in the Philippines that the only solution was for Contractor Relations to reach out to ACT again, a step that had already failed once. AHS's customer support team claims they cannot transfer us to anyone in the US who might take further action and that they are unable to provide any additional steps.
This arrangement appears to benefit only the poorly rated contractor, who continues to operate without proper diagnosis or timely repairs, and AHS, which continues to receive our monthly payments without providing a solution. Their system seems designed to maximize their revenue at the expense of customer service. It has now been six weeks with a broken dishwasher, during which we have made two monthly payments to AHS with no resolution. I cannot recommend this home warranty company. We will be seeking another provider and urge others to do the same.

AHS is a scam, the most unethical, incompetent company I have encountered. DO NOT purchase a warranty for them. I have been without a refrigerator and freezer for a month, they sent out a technician four times. It is unrepairable. They refuse to replace it even though they tell me I am eligible for repair - claiming they haven’t received the report from Sears And can’t do anything without the technician recommendation. They say they will call Sears and follow up. They promise supervisor will escalate. This is the rhetoric that they keep repeating yet they take no action. They promised to call back, they do not, they promise it’s resolved. It is not - they repeat the same thing over and over again no matter how many times you call how many people you speak to. Although occasionally they make up another excuse or reason why they can’t process the replacement.
They are in full breach of contract yet there is no one who will help no to speak to. I still don’t have a refrigerator and if I try to cancel my policy to get my money back, they will charge me for the service visits that nothing was done at. My HVAC broke they said they would cover the coil but not the work that’s needed to be done for it to work and I would be out of pocket $3000. They are the worst warranty company on the planet, stay far away. If you buy a warranty from them, you’ll end up losing money time energy and you will suffer. I don’t wish this on anyone.

American Home Shield is without a doubt the worst company I've ever done "business" with. Don't fall for the "reviews" on their website. I've been a paying account holder for over 3 years never submitted a service request. Our hot water tank started leaking on June 10th fairly small leak. I submitted a request for service. The first service rep cancelled. I was not notified by AHS. I had to call AHS. The next appointment was June 17th. The plumber came out and said the tank needs to be replaced. Okay, few days go by and I hear nothing from them, when I call they say: "We need a 2nd opinion", fine! They send another tech and I take another day off from work. The tech confirms the water tank needs to be replaced. Days go by I hear nothing, so I call again they said someone would get back to me. They never called back.
12!.... 12 calls later. They're telling me they have to wait for a report from the 2nd opinion vendor, meanwhile my water heater is leaking all over my basement 30 days later and the leak has gotten so large I had to shut the water heater off. I have no hot water heater and they tell me the escalation process will take 24-48 hrs even though it was "escalated" 14 days ago. I CANNOT STRESS ENOUGH DO NOT USE THIS COMPANY. IF YOU'RE SELLING YOUR HOUSE OFFER SOMETHING ELSE!!!
Update: Still no water heater - day 32 of having a leak and day 4 of having to shut off the water heater completely because it was leaking too much to contain. STILL no resolution. I've called 6 times (and counting) to the escalation department and they keep telling me the will have a "resolution" in the next 24 hrs and I NEVER receive a call back.

My plan started at $99/MO with a $75 copay/service request. Every year it goes up. I'm now paying $230/MO with $125 copay/service request. I never complained about the cost because they repaired or replaced everything that needed it. Did I really save any money? If I added all the monthly payments and the copays, maybe not. But it saved me from having to fork out the cost if a new appliance all at once. But not anymore. On May 18th my a/c unit in my attic leaked onto the ceiling in my office. It's now July 10th. The AHS a/c contractor determined that the secondary overflow pan needed to be replaced. The a/c portion of my contract states that all parts and components of the permanent a/c unit are covered. American Home Shield states the secondary overflow pan is not permanently attached so they won't cover the repair.
When I asked the supervisor to read the portion of the contract that stated that, he hung up on me. You're not allowed to speak to or email a manager. I have 2 a/c units. A couple of years ago, I had the exact same issue with the other unit. They sent the same a/c contractor, who made the exact same diagnosis. They paid for the repair with no problem. American Home Shield has changed? So I'm changing. I'm going to put my $230/month into a home repair account. I'm done with American Home Shield.

The downstairs unit wasn't in perfect shape but it was still functioning. The upstairs unit does not work at all. When I asked AHS to get the contractors to at least come back out and look at the upstairs unit without charging another service fee, they refused. When I asked to speak to a manager, they would not allow it. So, I am out of $14,000 for an air conditioning unit that I did not plan to buy. My plan was to either fix or replace only the upstairs. Attention American Home Shield customers! I believe AHS is engaging in fraudulent business practices. As a long-time customer paying roughly $70 per month for a warranty with a $125 service fee visit, I experienced a frustrating situation in May 2024. My first-floor AC unit wasn't cooling properly, so I contacted AHS and paid the $125 service fee. They arranged for FRESH AIR SERVICES LLC to visit. After several days, they diagnosed a leak in the AC evaporator coil and said they would order the parts through AHS.
For over two weeks, my online status consistently showed "Part Ordered." I contacted AHS multiple times. One representative claimed the part was ordered but on hold, while another said it wasn't even ordered and needed approval. After escalation, they finally admitted the evaporator coil was covered under warranty, but I would still need to pay for refrigerant and other fees totaling around $3,000. They quoted over $1,500 just for the refrigerant, which is well above market value (typically a few hundred dollars). Additionally, they offered to replace both the evaporator coil and outdoor unit for $6,100, essentially making me pay for everything.
I contacted a reputable local HVAC company. They quoted $3,000 for the evaporator coil and $5,700 for both the evaporator coil and outdoor unit (significantly less than AHS's $6,100 offer). They even replaced the Wi-Fi thermostat for free. Unlike AHS, the local company arrived the same day, assessed the unit, and replaced the evaporator coil, outdoor unit, and thermostat the next morning. Their service also includes a 1-year labor warranty and a 10-year parts warranty.
Disappointed with AHS, I contacted them again to explain the situation and request a refund for the covered repairs I paid my local provider. they agreed to the refund as per my contract with AHS, put me on hold waiting for a long time and did not get any response, and then simply changed my online status to "Service Complete: We've successfully completed your request" – a blatant lie. This is unacceptable. I plan to take this matter to consumer court. I suspect many other customers have faced similar issues. AHS constantly requests reviews but fails to deliver promised services. This is my honest experience.

I have AHS policies on three homes. If you live in a town with several plumbers, electricians, etc., it may work out well for you. When their system works it is pretty nice. You just report an issue online and they find a contractor and send them out. When AHS "cannot" find a contractor, it is up to you but they still charge you the deductible (mine is $125/occurrence). You then have to find a contractor (using the same internet search that they have), have the contractor call AHS and get authorization, and eventually AHS should send you a check to cover what you paid the contractor. Most recently I had a water heater issue at one house and it took over 2 months for AHS to reimburse me. You do all the work, still pay them a deductible, and wait (over 2 months in my case) to be reimbursed. They expect you to pay them immediately via credit card, however they reimburse you with a paper check sent through the US mail.
Customer service is not good. I am on hold as I write this and my estimated wait time is 30 minutes. There is no call back option. I have called multiple times with issues about billing and been supposedly transferred to the right department, but they then claim that they are not the correct department and transfer me again. I am trying to cancel all three policies now, there is no option to cancel online. I wanted home warranties to take work off of me, but they push it back on me. I will not pay them to give the work back to me.
The phone transfer bait and switch just happened again. I chose the phone option for cancellations, waited for 22 minutes for someone to talk to, and was told "This is not the cancellations department, I will transfer you". I told her that if I wasn't talking to a live person very soon then I would call my credit card company and tell them not to authorize any more payments to AHS, which I am doing now.

Only 3 hose connections, 2 vent connections and 4 screws had to be removed to remove old unit from wall but contractor (through AHS) wanted $1147 to replace heater (despite replacement insurance) AND $1167 for vent modifications!!!! I bought a $67 vent pipe to maintain code installation and family did the work in just hours. Contractor quote was even more outrageous on an old house/not to code tank hot water heater replacement (which we also did ourselves). Must be a contractor/AHS cash cow as no problems on simple stand-alone appliance replacements (refrigerator, washer, garbage disposal). It's pretty easy to submit claims to American Home Shield. But there’s a language barrier. I find it to be very easy to just file the claim online. When you call in and speak with the representatives, sometimes they do not understand the concept of what you're trying to get over to them as far as trying to explain the situation. I explained exactly what my AC unit was and what my unit looked like. What made me upset about that particular situation was that I was pretty straightforward and honest with them on describing over the telephone what my unit looked like, and they told me that it was covered under my warranty. But when the CasMech Heating showed up, they told me that they don't work on this type of unit. There was nothing I could do. They just turned around and left.
I had to call back American Home Shield and fight with them about getting my service fee refunded to me. They told me that they could not get another person out here to service me because the type of unit that I have, because it looks like a window unit, that's not covered under warranty. So it's still broken. But American Home Shield is great for other things. Recently, I had a garbage disposal break and that claim was seamless. So they have hit-and-misses.

I filed a request a couple of times to American Home Shield. Everything has been pretty good. Everything is quick. They respond fairly quickly once I put the request in. When I had a issue with my refrigerator not really cooling, I put in a request through the online portal and then they called me within 24 hours. Within three days, somebody came out. The contractor diagnosed the problem within less than 15 minutes and ordered the part for the refrigerator. Then within seven days, they came back out and put the part in for the refrigerator. During that time, I was getting text messages stating that, "We ordered the part. Your part has come in. Somebody's gonna come out.” Also, they called at least 30 minutes before they got here to let us know that they were on the way. They were really on the ball.
I've always used their online portal. It's very straightforward and self-explanatory. There was something with plumbing that American Home Shield didn’t cover. So we had to call somebody else for that piece. But other than that, they've been really good with coverage. The deductible price is $75 for somebody to come out. I've had a different home warranty place previously and they covered almost the same thing and their deductible is a little bit less.

I carried a warranty with AHS for 10 years because I owned homes with aging AC systems. I’m 99% certain that I never made a claim that required more than my deductible to fix until now. My AC went out 9 days ago and it is July in Kansas which means the humidity is basically the same as the outside temperature. I have called several times each day and they are still unable to give me a timeline of when it will be fixed. The temperature is an actual health risk right now, so I’ve had to vacate my home and the humidity is murdering my hardwood floors and home office equipment. They won’t even let you talk to a supervisor when you ask. Just put you on hold for three minutes and then tell you the supervisors are too busy. You’re better off saving the monthly premium and handling equipment problems yourself.

I reported a broken AC on June 19th and still do not have working AC. I am in Phoenix area where the temperature has been 110 on average for the past 30 days, yesterday up to 119 in our neighborhood, this week expected to be 115-116 degrees. This is unsafe and unhealthy (I have had multiple asthma attacks and my husband - in his 70's - has experienced lethargy and headaches). In addition, because of the high temps in the house for weeks now, we have lost pantry food, medication that has gotten too hot, and good wine. We have had to find somewhere else to sleep, and as a 100% remote worker, I have struggled to keep my cool working each day in the ridiculous heat of the house. The average temp inside our house has been 95 degrees for 2 weeks now. When talking to AHS customer service team multiple times, I have been told it is an inconvenience and nothing they can do to speed it up.
The process of AHS requiring they order the part - rather than the AC company providing - to get the cheap price they desire is what has caused the delay. Multiple AC companies could have fixed this 10 days ago. For what I have paid for the home warranty, I could have paid for this repair myself. I have asked to be escalated and told they don't do that, that escalation will tell me the same line "I'm sorry for the inconvenience but the part has been ordered". Finally, yesterday, after first being told there is no manager to talk to me, the rep said she would have a supervisor call me which never happened; I believe it was her ploy to get me off the phone. I have used home warranties for decades, but will no longer support their use and especially American Home Shield.

I had an AC that didn't work. I just told them what the problem was and what unit I had for the AC, and I asked when they can get somebody out. AC Rescue reached back to me within 24 hours and they came out the following day. I wasn't there myself, but they repaired the problem and fixed it. I suggest that everybody should get American Home Shield's coverage. It's a cheap insurance. They should go ahead and get it. ACs and heating units cost a lot of money and that could save you a great deal of financial headaches.

My last thing I did with American Home Shield, I wasn't pleased because from my understanding when I read the policy, it looked like it was covered in the contract, but they said it was not. I didn't agree with it. I had a gas line replaced. I had to come out of pocket. AHS did not cover anything. But the service has been okay. The techs have been great. Three years ago, the AC's condenser kept grounding out. The contractor had to do upgrades to the evaporator coil. We had to wait on the part. But once it part came in, they came right on out, were a couple of hours in a day, and fixed it. They were nice guys.

The last time I used American Home Shield, they were okay. It was a clothes dryer claim and it took a while to get it done, but they tried real hard and they did their part. But the repair man didn't quite get it done properly and for about a week after he fixed it, it was bad again. We replaced the dryer.

American Home Shield has been keeping up my other appliances good. If I have a choice of leaving them to go to someone else, I would stay with them and recommend them to others instead. It got tough during the COVID season and because of the lack of materials or parts and appliances. There was a big shortage. So, it took two and a half years for me to get my microwave. But we got that straightened out a few months ago.
The first year, AHS took care of everything. But after that, I had a problem with my septic system and that was when I found out that AHS didn't brief me on the fact that I didn't have that warranty for everything except for the first year. So, they didn't cover my septic system repair and it cost me out of my pocket over $2,500 just because I wasn't briefed in it. I went on and got what I needed on my coverage, which they could have let me know what was going on with that. Other than that, American Home Shield sent a fantastic technician out there to fix my air conditioning and it has been doing great.

I didn't like that American Home Shield gives 30 days to do a call back. But within that 30 days, I didn't notice that there was an issue. When I called them back, it was two months later. And that was only because my AC blew hot air. I decided to go up in the attic and try to see what was going on. That was when I realized that the duct had come off. When I called to let AHS know, “You gotta send them out ‘cause they didn't seal it correctly and they missed the whole side of it and it pulled off,” they told me I had to pay another fee to bring somebody else. I said, “No. You need to get the person that worked on it to come back and complete it.” It's not natural wear and tear because it has been less than 90 days. They just didn't seal one side of it and it came off.
I had to insist on speaking to a supervisor because they kept on telling me I had to pay another 125 to send somebody. I said, “I'm not paying another 125 for a job that wasn't completed correctly.” At first, they told me, “You’re past the 30-day period for a call back.” I would have to pay. And after going back and forth a bit, they decided that, “Okay. We'll waive it this time.” But in that situation where if you had a company that come out to complete a job and they didn't do it properly, and as a result of that, they had to come back because they made a mistake, we shouldn't have to pay another call-out fee because that's the company's error. So, they worked it out for me. But that should be something that is looked into as far as the policy. Other than that, I love AHS. I refer people to them all the time when they ask.

The last claim had to do with some leaking pipes. I called American Home Shield because the policy says that they cover leaks and pipes. When the contractor that came out saw it, they said that I had to repipe the entire house. He believed there were leaks in the main pipe that went underneath the house, and because of that, he couldn't complete all the work. But there were leaks that were accessible, and they didn't address those, so I ended up canceling the service. AHS didn't uphold the policy of making any repairs to the pipes that leaked. AHS tried to resolve it by offering to send another contractor to see if that would be a differing opinion. But each time, I would have to sit there and wait around for four hours. People work. They don't just sit home, waiting for them to come around. And oftentimes, they cancel.
The whole process sounds good on paper, but it doesn't make a lot of sense. Because oftentimes, the individuals don't have the power to fix it. They have to go through a process. I had one claim for an HVAC, and I knew the part that needed to be changed, and the contractor had it on their truck, but they couldn't do it because AHS had to send them the part. So, it's not set up for addressing issues right away. It's too much bureaucracy. When it was simple fixes, it worked. But when it became anything that would cost some money, it slowed down the process.

American Home Shield's agents are very professional on the phone. But the biggest difficulty is understanding them. It's hard to communicate. They don't know our area. So, they would send someone from Phoenix to do something up here, which could be an hour and a half away when we have plumbers right here. The people from Phoenix were frustrated because it's a long drive, and it's way out of their wheelhouse to come up here to see us. But they were always professional.
When I try to tell AHS, "Why are you sending me someone from Phoenix?" They don't know and understand that. It would be nice if they could get a handle on local vendors. And not having the same vendor twice to me is ridiculous. Because if I had my neighborhood plumber who knows my house, my neighborhood, and what is going on, they could save themselves a lot of money. I have an air conditioning guy who lives in our neighborhood, and he's very good. And last time, AHS had someone come from Cottonwood, which was 45 minutes away and booked out for three weeks. It was the middle of summer. It was 105 degrees. I said, "But what about Jungle Cat? He's down the street. He knows my system." It was difficult to get AHS to change that. Also, they keep raising the price. We pay $100 a month and a $100 fee when we call someone out. When we started with them, it was $35 a month. I don't need them. I could just pay cash for the same service.

The first experience, six months ago, was the heater. American Home Shield fixed it. When one of the items fails, the insurance would help me to cover the most expensive items. The lady came out with some codes, and I had to pay $900 for the heater. I said, "Lady, I'm paying more." I paid for the heater. And the guy did the repair. So, I paid $1,000. She came out with those bunch of things. I said, "It doesn't make sense to me." But I went over it. The second one was the AC. I said, "That's it. No more." I'm very disappointed with what happened.
AHS sent me a tech and did the inspection. He went up there and looked at what happened. He gave me an estimate. AHS checked it. And the tech would charge me for the compressor, was a failure on that one, and for the charging, which they tried to get me for $2,000. I made my own research. It would only take six pounds, and each pound is $100. It's 600. So, he tried to charge me for the compressor and for the charge. I said, "Why? I got insurance with AHS. What’s the sense to have them?” Since it felt it wasn't proper, I asked for a second opinion. I called a different guy and he went to check. It was two fried wires. He replaced those. And now I got my AC working.
AHS said in case I wanted to keep my insurance with them, they would only give me $100 for the next service. I said, "You know what? I don't need it. So I would like to cancel my subscription with you guys. And I'm really disappointed with this situation." I run a customer service. I'm in a shop. In case one of my technicians misdiagnosed anything on the car, I wouldn't charge the customer. I would give that money back. That's the way AHS should take care of it. But I asked the guy, he said, "No. I'm sorry." I said, "You know what? I ain't gonna deal anymore with you guys."
I got insurance not to come out with big money, and thought it would help me. At the end, I would have to come out with all the cash to pay for everything. It's not worth it. I pay a car insurance, and the insurance would tell me, "You know what? You got an accident, but you gotta pay everything, half of this," so what is the insurance for? It's the same thing. It does not cover anything.

After the first visit, the tech indicated that both units were repaired but two weeks later they had to respond to the same issue. After three trips and a second opinion I had to come out of my pocket $4000 dollars. Overall AHS is expensive, slow to respond to request and no regard for their customers. American Home Shield is too damn expensive. I had a problem with a dial on my oven, and somebody came to fix it. And I have continued to have issues. There's something wrong with the dial. It needs to be replaced. I'm hesitant to call AHS again because every time I call them, it costs me $100 on top of the very expensive premium that I pay them monthly. I would advise others to try to find somewhere less expensive for the same services. AHS has consistently raised my monthly premium since I started with them. It's now up to $100 a month, which is ridiculous.

When I called American Home Shield, my air conditioner wasn't working. It wasn't pumping out cool air. The mechanic came in and told me that they needed a new part. He told me that the program that I'm in with Home Shield covered it. And then, they called me back and the woman told me they were sending me someone out to fix it. Two days later, they came and fixed it. The guy showed me the piece that was needed and it was done. He went and looked at my air conditioner upstairs. He searched everything. I found nothing wrong with him. He was pleasant and thorough.
It's just they called me after to tell me that I had to pay for something about the piece that they replaced. I asked them, "Well, why didn't you tell me this before you actually went in and fixed it? Then I would have known my options whether to pay it or not. You actually fixed it and didn't tell me that I owe you money." I didn't think that was right. I asked to speak to his supervisor. They, in turn, called it an inconvenience for the phone call and they gave me 50% back of my downpayment and told me I didn't have to worry about it.

Their customer service is god awful and they refuse to do anything to reimburse you for all the lost work time trying to get the simplest repairs done. I would say stay away from them at all costs.

It's difficult with American Home Shield. Whenever I had a hot water heater to go out, it took three to four days for them to send a service tech out. Then it took two to three weeks for them to determine what they were gonna do with the hot water heater. Then they came back and told me that it wasn't covered because there was rust on the hot water heater. My hot water heater is inside my house. I had to have another tech come out so that they could assess it. It took them another week out. They finally fixed it but with my hot water heater being electric, I had to get an electrician in order for them to put the wires back into the hot water heater so that the wires are not exposed.
Recently, I had a slab leak that I didn't know I had. A service tech came out but didn't even look. He told them that it couldn't be assessed. I waited for them to contact me back but they never did. I had to call them back to see what was going on. The rep said the technician said that it couldn't be assessed, that he would have to dig and that's not covered, so I would have to get a contractor to dig for them to go under and see exactly if they could repair the leak. But I sit on a well and a septic. There was no cut-off valve for that particular location so if I turn my water off, then I'm turning the water off from my entire house. There was no sense of urgency from them on that part.
I called them back and got the runaround. I told them the water was pooling not only in my outside bathroom but also running across my patio. I was incurring secondary damage. They said they don't cover secondary damage. I had to call a total of three plumbers out here. The first plumber came and told me that it would be $4,225 for them to dig and not to repair the pipe, but just to cap it off so that the water wouldn't go there. I called another plumber to see if I could find something that would be more economical. They gave me a quote then I had to call when I got back the next week 'cause I was out of town. I had a plumber that finally came and was able to ascertain that the water was coming from the cut-off valve. He was able to fix it to where he repaired the cut-off valve and cap it so that way that the water would not pool up 'cause it was cracking the slab.
American Home Shield refunded the $125. However, every time I called them to repair anything, it was always a hassle and a fight so I fired them. I can aside set the monthly fee and the 125 that I pay them for a service fee and repair whatever is necessary in my home. When I told them that I wanted to cancel, they said they could refund me and I told them they'd already done that. They said they could make it to where I would only paying be 50 some odd dollars and I told them I was already paying that 50-some-dollars a month. I said, "If my microwave goes out and you guys charge me 125 to come and service the microwave just to see exactly what's wrong with it, see if you can fix it, the time and the effort that I have to take off from work to meet you and the money that I'm paying is not worth it. I can go buy me a new microwave and have it installed with a warranty."

Turner Electric & Lighting came out for the light in my doorway and the Ring doorbell. It wasn't coming on. I changed the bulb, and the bulb came on, but it went off the next day. When I called American Home Shield, I got a person on the line. They gave me a choice to go online, but I chose to talk to someone. He put the bulb in and it came on but two days later, it came off. I called American Home Shield and they got him back. I explained what was happening to him. He took out the whole housing system of the light bulb and repaired it. When he put it back in there, it worked, and it's still working.
Over the years I've been with American Home Shield, it's been good. But I had a problem with them during the early years. I had an in-wall oven, and the light kept going off. Their contractor came out, pulled the whole thing out and replaced the light twice. I was reading the contract and it said that if they couldn't fix it, that they would replace it. But in that instance, they didn't. I brushed it off because the thing was a little older. Overall, I like American Home Shield. Having them saves me some stress. The prices keep going up but I'd rather have a home warranty than to rely on an independent contractor to come out ‘cause it would cost me a lot more money. American Home Shield was trying to get me to go platinum where I put my roof and electronics in the policy. I told the guy it sounded good, but I couldn't see myself paying 100 and some dollars a month.

We had American Home Shield for 10 years and cancelled a month and a half ago. Their rates were going up and they were way too high for us. It started out $50 a month with a $100 co-pay and it's gradually gone up. It's $130 a month for us. We're paying more a month than our co-pay is. With my last claim, the contractor was great, but my experience was awful. I was without the appliance for 40-something days. When they finally got it installed, the delivery personnel damaged it. I went ahead and accepted the product because where it was going, it was not gonna be seen. Lowe's also took $400 off. But I didn't notice another part that was damaged that needs to be replaced. It's still not completed.
This started in April and they keep telling me they'll get back with me and get it done. The installation place keeps telling me they're ordering me a new one. I've gotten seven calls from them and I keep explaining to them I took the appliance and I just need one part replaced. They're not typing in the information so the next person that calls is asking me the same question.

Worst experience with AHS. I had issues with an AC unit and have repeatedly been asked to wait*. I called on 6/21 and just today, 7/1, received a cash-in-lieu offer of $274 to repair a unit that is 15-years old and the contracting company recommended to upgrade/replace. By the way, the repair would take 1-2 weeks per the contracting company. Complete disregard for customers (95F+ temperatures - house reached 98F).
The refrigerant that the unit uses is obsolete and no one, neither AHS nor the contracting company, can guarantee that the unit will "operate in the same manner". This company will give the runaround until the customer is forced to resolve its own problems or accept an "offer" that is nothing more than an insult. I would never chose AHS again. Worst company ever. Recommend to friends and family? Absolutely NOT. *6/21 called. 6/22 contracting company arrived. Couldn't perform the necessary test because he didn't bring the right tools. Waited 2 more days for regional manager to provide upgrade recommendations. Waited 3 more days for leak test required by AHS. Waited 4 more days for cash-in-lieu offer.

I’ve been with American Home Shield for about four years and I’m very satisfied. When I put in a claim, they send out a text message and an email to let me know the company that will come and that they will call me or send me a text message. Then, the company will reach out and tell me who’s showing up and the day and time. It gives me a chance to let my tenants know that somebody's gonna be showing up to resolve the issue. The last time, the AC was not working properly and Texas Best Heating came out.

We have a Thermador column and the compressor kept going out so, it wouldn't cool our refrigerator. The compressor was replaced probably four times and it would work for about a month, and then it would start making a bad grinding noise. Another company came out and they said the same thing and replaced it. Then, the same company came out and said they couldn't replace it. So I asked American Home Shield to send Best Appliance. They came out and said that someone had previously cracked the case. The service was amazing. It was just unfortunately a bad refrigerator. We had to get a new one and AHS reimbursed us money to buy a new refrigerator. I wish we would've done it sooner because AHS wasted a lot of money on a product that probably was never gonna get fixed.
Our house is only seven years old and our appliances are supposed to all be new and working. We just had these weird things and AHS serviced me well. They sent out one company that worked on our refrigerator and it was very obvious that the guy did not know what he was doing. I was concerned so I had to call AHS and they kept saying that Best was not on the approved list. I said they've been out here before and fixed it. AHS got Best out and I am very thankful. And I tell everybody. It was frustrating at times to go through the call service people. They were all very polite but very scripted.
It took a full year of not having an operating refrigerator. It would work at the top, just not at the bottom. So, my husband and I adjusted. The milk has to go on the top and the meat is only good at the top. I kept thinking it was a $10,000 refrigerator. It wasn't cheap. And the replacement that we got was 16,000. So, I was thankful for the persistence. AHS had also worked on other things that we've had wrong in the house. I'll never not have AHS and I tell my kids they have to have it. It's insurance.

So far, American Home Shield has been good. They have been nice. The last claim I had was for a washer that stopped working, and someone came out fast. I'm satisfied. The only thing that I noticed was they increased my insurance, and they didn't give me any option. That's something that I need to call back to the billing department 'cause they didn't even call to let me know they were gonna increase the insurance. I don't know if that's gonna work for me 'cause I have my budget. It's decreasing due to the many things that have been happening.

I had an AC claim and the person that American Home Shield sent out determined that I needed a new AC. It was determined that it was caused by a power outage. The original guy they sent out said the same thing and then there was an inspector to make sure that it was caused by the power outage and they determined that it was. The contractor gave an estimate and said that AHS is gonna put so much money towards it and that I would have to do the rest. I'm still waiting on the decision from American Home Shield as to how much they're gonna contribute. There's a lot of wait-and-see, but I guess it takes time. The only problem that I ever had with American Home Shield was when they couldn't find the serial number on my stove, so they couldn't do anything for it. I had to pay the fee, but I got nothing for it because they couldn't fix the stove.

The tech restarted the AC or separated the wires and it worked. The last one was a dishwasher. After three times, American Home Shield finally replaced it.

I'm happy with American Home Shield and others should have it. The only thing is I've been with them for several years now and a couple of instances, I file a claim then when someone comes in, they tell me it is not covered. Before they dispatch someone, a quick call or a quick description of what is happening to tell me if it's covered or not would be ideal. It can be like, "Click one of these and if anything other than those, it's not covered." I file a claim, wait four or five days for whomever contractor is gonna come to the house, and when they come, they say it's not covered. Couldn't someone have told me and save me the deductible?

The repairman fixed the garage door that wouldn't open or close. If you hit it, it would just make noise. Now, everything works good. We've had American Home Shield for at least 9 years on and off. We've had some issues with them that weren't the greatest but I don't think it was their fault. We had an issue with our AC unit and they kept us in a repeat pattern of sending the same people out over and over again, even though we already told them they couldn't fix it. That was an annoyance. There was a communication issue there and that could have been done better. But other than that, American Home Shield is a good company to have. They do what they're supposed to do and it's a good peace of mind. Typically, we get somebody out in a reasonable amount of time to fix whatever the issue is.

Submitting claims with American Home Shield has been good. It took months to get one of the issues resolved. But when it was fixed, it was good.

I started in 1998 with American Home Shield and they were good. It was given to us with the first home I owned. So, I've kept it for every home I've owned since then. They were a lot better then than they are today. Recently, I told them my refrigerator wasn't working. But it wasn't out. They told me what was wrong with it. It had to do with the circuit board. The tech told me, “It would take such and such months to do this and I have to have your refrigerator for so long.” And they would try to repair it. I have a GE product. I said, “I don't want any product that's not a GE product going in there.” But they don't make the part anymore. So, AHS replaced my refrigerator. They said I could either buy one through them or they would give me money towards the refrigerator. So, I did and bought my own.
I like that AHS would send someone out to work on something and try to give me something for equal value of my product. It may not be the same. If I have GE all in my kitchen, I don't want them to get me a brand. Sometimes they would say, “Maybe it's not the same brand. I’d get you something of equal value.” I don't like that. They're supposed to cover what I have in there. I had a claim, and they had a lot of natural disasters. So, they didn't wanna pay me for my product. They said, “Your product is not worth but this amount.” Also, they charge me for everything. If I had a plumbing issue, if I don't get all the plumbing issues on one ticket, they would charge me for each plumbing issue if the contractor had to come back out. I have five bathrooms. So, if I have one toilet issue, I would have to have them do them all at the same time because if I didn't, I would get charged for each toilet.
