    The thermostat in my furnace went out. I filed the claim with American Home Shield online, and shortly after, one of their sales representatives got with me via phone and sent me an email letting me know which person would take care of the issue. So, I ended up submitting the email they have back and forth between me and the company who came and fixed it. And the lady was very knowledgeable. I submitted the claim at night, and by the same night she called and emailed me, and they scheduled me an appointment within a day or two. They had a cancellation so they ended up squeezing me sooner.

    Before I called the first company, I tried to see if I could fix all that stuff on my own, but I couldn't. I called the recent contractor, they came, and within less than an hour, they got it done. They had me email some pictures of my old furnace thermostat, so when the tech showed up, he already had the part on hand. He checked everything, made sure there was no fuse blown. After that, he made the same assessment, which I already did. He was very knowledgeable, fast, and friendly. I wish AHS could be a bit cheaper. But given the circumstances and everything rising in price, it is what it is. I have recommended them to a few friends.

    I recently had an HVAC issue with my air conditioner. It was resolved quickly and painlessly. The claim was placed at night, and American Home Shield immediately put in a service call. Shortly thereafter, the gentleman called even though it was after 8 at night. He called and stated he would be here the next day between 10:00 and 12:00, but would try to make it closer to 12:00, and that he would contact me the next day when he was on his way, and he did. About 9:15, he said he was en route and should be here in about 45 minutes. It did take him longer to fix the issue and he explained why. But he was professional and timely. The issue was resolved. I didn't have to contact him or American Home Shield again to get a follow-up. So it was great. With American Home Shield, I only had to pay $100 out of pocket as opposed to $300 or more.

    The pool filter was cracked and leaking. I submitted a claim and then I had to call American Home Shield because I never got a call. I had to call the service provider and I told them what the issue was. I also took pictures and there was some communication back and forth before they got here. They knew what they had to do, which was order the part. They got the part in, and they came and fixed it. It went well.

    American Home Shield provides a service and they pay for parts, but they don't exactly do all the other little stuff that they should do. A long time ago, they gave me someone to fix my stove. They didn't vet them at all. This person was terrible. They had to come back about four times and they ended up installing the part backwards. They got it wrong at first. Then I figured out which part they needed and then they ordered it. Then they came in and installed it backward. Meanwhile, I was without a stove on Thanksgiving.

    It was a humongously annoying process, and American Home Shield didn't do or provide anything to help out. Even though I tried to get them to send me someone else, they refused. The people that they hire and send out are not top-notch people all the time. But the pool guys are great. I've got other services that have been great. But it's always a mixed bag. If it's a business to send out service providers, they should always be vetted and they should always be, at least, well-rated.

    The refrigerator wasn't working and when the contractor came out, they had to order the part since they didn't have it on their truck. They told me to give them a call once the part was delivered. It came directly to me and they were there within two days to replace it. So that was pretty cool. The tech was good and polite. I've had this contractor for the fridge and the dryer. I set the appointments and they came on time.

    The service has been excellent. We've had to do claims for our dryer, our washer, and our cooktop stove. The claims process was really smooth except for the stove. GE Appliances was trying to say it wasn't covered by American Home Shield. But American Home Shield was saying different. Finally, got it all straightened out and American Home Shield covered it. Overall, American Home Shield saves a lot of money.

    My ice box had a leak. I submitted a service request through American Home Shield and the repairman came out and said that based on the age of my ice box, they could not find the parts. He went through American Home Shield to get the replacement parts. They were not able to get those. So they told me that they would reimburse me $1,095 for the replacement cost of the refrigerator. I submitted a receipt through their email address, but I'm still waiting to receive the reimbursement.

    When I did the claim, I talked to a lady who was very knowledgeable, so she made it easy for me. The hardest part was not getting any feedback on saying that they got the receipt. So I'm not sure how long it's gonna take me to get that check. I don't know what the status is of my reimbursement and now we've moved and I hope they don't send it to my old address. The policy is set to expire in December of this year, and I need to cancel it because we're not living there anymore. But overall, American Home Shield was very responsive when I started putting in the service claims. The turnaround time was very fast and good. The service has been very good. It's a good company.

    Sometimes I call American Home Shield to file a claim. Sometimes, online. They're very helpful. It takes a day or two before the service gets fixed. AHS did the plumbing. The toilet was clogged. The other one was when they changed my water heater pipe. It got disconnected when people did my roof. I also had my HVAC system done a few weeks ago because it was not getting cold. The tech took 30 minutes because we had to wait for the ice to melt before we could refill the Freon. He did his job and was very friendly.

    The refrigerator was starting to fail and it was shaking. I told AHS that we had a problem with the compressor. They assigned an electrician to look at the unit. He opened the back of the refrigerator and he agreed the compressor was failing. He said they'd order a new one and install it when it came in. I waited for three weeks but I never heard anything. AHS's claim process was pretty good. But the first person they assigned reported the problem was solved but never came back to solve it. So I called American Home Shield and said, "There's something wrong. They have never been here to fix it and they never sent the compressor in." AHS said they'd give me somebody new and that contractor was great.

    I'm very happy with AHS. We have our children who all have homes and they all have problems. And I said to them, "You know what? You're missing a bet here. Get a home warranty program. It costs $500 to $600 a year and it gives you peace of mind. Some years, you may not need it. Some years, you may. A couple of them have done that. A couple have said no and they have lived to regret it. AHS has been worth every penny. When you get a home, something is bound to go wrong. So, I like the idea of having some protection. AHS is really the best firm to go to. They stand by their contracts and their people are very professional and responsive. Every time I call, they give me the name and phone number of the contractor either that day or the next day.

    I noticed that my month-to-month rate went up. I don't wanna see that keep going up because it could be where a point where it is not beneficial. But if something was to happen, I can call American Home Shield. And if something bigger happens, same thing, which is the bigger worry always. The first few times were good. But for two of them, I had to battle AHS a bit to get something done. They said at first that they didn't think it was covered, but I pointed out that it seemed to be covered according to what they told me, and they covered it. Also, good people have come out.

    Everybody should have American Home Shield. I'm getting up in my years. I can't bend down and do this and that. And if something goes wrong, AHS is very prompt with their service. They replaced a microwave for me that the handle was broken off the door. And they have sent a contractor and looked at the washing machine once prior. This is the third time and I'm very happy with it. It's worth the money.

    I tried setting up a service with AHS over the phone but that didn't work. I waited a day or two, went online and it was no problem. I told them what the problem was. I got an answer and they said, "We'll have somebody out." Bang, bang, boom, here came the kid and he took care of it. He told me he used to work for one of the larger companies and decided he could go ahead and start his own. He told me, "I'm a one-man show. Sometimes it takes me a bit of time to get to where I need to go. But I do take care." And he was very good at what he did.

    Turned out, I thought it was my washing machine that leaked and as he looked at it, he said, "No, it's a dryer." He said it takes all of the moisture and it goes into a chamber. And it's almost like a sump pump. When the level gets so high, it opens up the valve and it drains. There was a hose that was disconnected from the back of the machine, and he was able to do that. It was a quick repair. With the evaluation and the talk afterward, he was with me for half an hour, and I got the problem solved.

    The garbage disposal wouldn't turn on and was just humming. I called AHS and I ended up getting people that did not speak English as a first language. I had to have them repeat multiple times and they switched me because the first ones didn't know what I was talking about or couldn't help me. Then, they finally gave me someone who was cognizant of the English language. They directed me to go online and submit the claim. I did and I then received a call back. I was given the name of the company and their phone number and I made an appointment with Draingo of Alabama.

    The service was lousy. I couldn't understand them on the phone and when the tech came, he would not look at me when he talked to me. I asked him some questions that he didn't answer. He was here for about 15 minutes and it cost me $125. All he did was got a little wrench and put it in the bottom of the garbage disposal and turned it to get whatever was jammed in it unjammed. I could have done it myself if I would have had the wrench. They charged me $125 for lousy service and didn't do anything. I'd tell others to shop around and find one that they don't have to pay $125 to have them come out and do something that took five minutes and had lousy people doing it.

    There was moisture in the wall and American Hoe Shield sent iPlumb, the contractor. The plumbers were able to drill a hole to see where the moisture was coming from and they were thinking there was mold growing back there. No one ever called me back to figure out what we're gonna do about it. It's currently getting done right now out of pocket and there is no mold.

    I wasn't very pleased with the contractor when they came out for my AC. They just said what the issue was and that American Home Shield wasn't gonna pay for it. So, I didn't have an air conditioner for a while and I had to wait until funds came back in. Then, I had to call AHS back out. I was impressed with the young man. The older gentleman was training him and he was just as polite. They were both very nice. American Home Shield is a little costly for the deduction but I won't get rid of it because otherwise, we don't have that kind of cash just lying around whenever something happens.

    My shutoff dishwasher valve was not working and my toilet handle cracked. I couldn't find the problem that I was looking for on American Home Shield’s website and I had to check off Valve because I didn't know what else to do. But it was fine because when the company called me, they just asked me for more details and I told them. So they were able to come out and fix it. Clear Flow worked with my schedule and came out right away. They were great. We like the service with AHS. It can sometimes be a struggle to get through to customer service, especially during high peak hours. So you have to be patient. But once you get through, it will get taken care of. I've saved probably thousands of dollars over the years of service calls. We've had a lot of things that have broken and needed to be fixed in the house and we've gotten a lot covered.

    American Home Shield has helped me several times. I’ve had plumbing issues and AC problems that they covered. The fridge was making some crazy noises and they had to have a guy come out three separate times and replace various parts. It's fixed now. My most recent one was a cracked pipe in the bathroom and there was a leaky faucet in the kitchen. I was surprised that AHS was actually covering what they said they would. I was concerned that they weren't gonna take care of the cracked pipe but they did. I’m glad I have AHS and I’ll keep going with it.

    American Home Shield had a guy scheduled and he called the next day. He was out the following day and he ordered the part, which came in two days later, and the refrigerator was fixed. This last experience was excellent. But not so much a couple of years ago. I had a roofing claim last year and AHS never handled it. Now, I'm getting a new roof where possibly, I could have extended the life of my roof. But that wasn't their fault. It's just there are no roofers available willing to work for American Home Shield.

    I had an issue with American Home Shield where they strung me along for a week and then after a week of going back and forth with them, they told me that the water heater wasn't covered. Then, a week before last, I contacted AHS about my stove. The person they had come out said it was fixed but it wasn't. I contacted AHS again and told them that they needed to have the person come back out and see about the stove.

    You pay for American Home Shield every month and you have to pay additional money when the people they send come out. So, I'm almost about ready to let AHS go. You don't let a customer go a whole week and you already know what the problem is. Then you tell them that all of a sudden, it's not covered when you know from the very beginning if it's covered or not. I said I'll just contact the consumer thing from the TV and see if they can help me. Maybe AHS needs to screen the people they use better. They need to work with the customer service people.

    I signed up with American Home Shield three months ago and I had one month for a waiting period. Then, I placed my first claim to see how it works. It was about the plumbing and the contractor fixed the faucet. A few weeks later, one of the burners in an electric stove top stopped burning. When I submitted the claim, I couldn't get the serial number. So, the contractor came first to check the serial number of the product in order to get the parts and then, they came back. They called me a couple of days later. They had the parts and they fixed it. I'm very satisfied. The experience was very straightforward and simple, and there were no headaches.     My refrigerator wasn't cooling. Getting through to them wasn't the easiest, but it wasn't difficult either. But the tech was awesome. He explained that there had been some issues with that refrigerator. He also gave me suggestions moving forward. He had to order parts and then come back to repair the unit. But the unit is not making is now. I gave the contractor a call and they're gonna come back Wednesday. I have recommended AHS to my sister and she's had a lot of issues. For me though, it worked out. I like that I'm able to get someone out on the spot and I'm not having to search. If something does not go right, I have a source I can fall back on versus somebody I have to track down.

    The turntable motor on the microwave had stopped. I called AHS, then the gentleman came out and assessed what was wrong with it. He checked all the electronics and determined that the motor was burnt out. So he ordered the motor, and a couple days later, came back and replaced it. Whenever I call AHS, their reps are usually pretty reliable and I don't have a problem with them. Then, within 24 hours or a little bit less, I'd get a call from them and everything would get fixed in less than a week. Most of my friends have American Home Shield and they don't have a problem with them either. And some of them, I've referred to American Home Shield. It’s worth it to have the warranty.

    The inverter went out on our refrigerator and we made a claim with AHS. We made a claim again when it was making a noise and the gentleman from Solano Repair came out. He was excellent and we really liked him. He came right away and he was on time. He diagnosed the problem, which was something that hadn't been put back quite right and probably from the other company that worked on the inverter. There was noise and something was vibrating.     I used AHS for an electrical issue and it was really easy to request the service. It was very fast. I had the service member out that day and the problem was resolved that afternoon. The tech, Shane, was part of Choice Electric, Heating and Cooling and he was very professional. He was a very clean-cut gentleman and he knew his stuff. He asked me all the pertinent questions to pinpoint where the problem could be and I did a little troubleshooting with a friend who's an electrician prior to him showing up, so I had answers lined up for him. Then, we went from room to room and he started checking outlets to see if there was an outlet issue, a connection, or a touching problem.

    He found the problem on the second outlet and told me what it was. It was touching and it was a metal outlet. He electrical taped around the box, made sure to shove everything off of the sides, that nothing would touch again, showed me the work, and closed it up. He was here for about 30 minutes max. and it was a really painless experience. All in all, I was very pleased with AHS. Their website was pretty self-explanatory on how to file a claim and I felt confident in the system that they had in place. Also, the warranty has a fairly good price, especially if I lost my HVAC system. $800 a year for a $15,000 product is a pretty good price range.

    I had clogged drains, so I called AHS. It was easy to get through and in the end, I had two contractors that came out. When the first one came, I explained all the things that were wrong. I had two bathrooms where the toilets would not flush and I had three drains where the water would not go down. And that first tech was very rude to me. He was awful and their company should be removed by AHS. The second company who came out went right to work and the tech explained what he was going to do. I asked what was wrong with the toilet and it was some kind of mechanism he had to replace in the toilet. He was very kind and he went to each spot and checked the problem. Everything has been working ever since. I would recommend for my family and friends that they get AHS, especially if they're a single woman like me.

    We had an air conditioner issue and AHS sent a guy out. It was in the middle of the summer and the AC was making a horrible compressor noise. I know what a bad compressor sounds like because I worked refrigerators inside the hotels. I told the guy the compressor was going out but he took the temperature inside the house and said it was still cooling. He got up on the roof and listened to unit. He didn't put any gauges or testing equipment on it. Then he pulled off a couple of vents and said it was an air leak. Then he charged me $100.

    Within a little after 30 days, I had to call AHS again for the AC and they sent out another company. Their tech said that the compressor went out. They were great but it took forever to get the parts. All in all, it took them three weeks to fix the AC. This is also a bad experience because AHS sent out contractors they didn't regularly send out, and I couldn't choose the company. All I got was a choice of three. I paid my deductible of $100 and it was not bad, but I didn't like the inconvenience when they sent some 3-star company out the first time.

    I'm not happy with the service. It's hit or miss when people come to make service repairs. I had to pay money last time because it wasn't all covered. It was $400 on top of the job. I got a new coil put in. But then another time, they went to another house and I had to convince the guy to do a thorough check to find the problem. Then he finally found the problem and he took dark and blurry pictures. So when he sent the claim in to American Home Shield, they denied it. I had to get a second opinion and then that contractor fixed the issue. We have 9 properties and we slowly started letting the warranty expire, saving the money and picking the contractor we want.

    Another time I had an AC done and I thought I was getting a new part. But it was refurbished and I wasn't told that. If AHS had a program where I'd pay them and pick my serviceperson, that would be amazing. I like Rinchuso's Plumbing and Brennet's Heating and Air. But they don't like working with AHS because it's hard to get reimbursed.

    I had a water backup and the automated system didn't work for me for what I needed it for so I had to file a claim with a rep. I had to wait about 10 minutes to speak to a live person and once I spoke to a live person, they helped me. Then, the contractor came in but they were rude and didn't know what they were there for. They said they couldn't do it and they left. I called American Home Shield back and I told them about the experience. They put something on my account so that those people wouldn't be sent back to my house anymore. The next person that they sent out was really helpful and they did what I needed them to do.

    American Home Shield is getting real lax with their contractors and the quality of the contractors they're using isn't as good as it used to be. And they don’t do a follow-up to see whether or not the problem was solved. One time, it was over 30 days and the problem hadn't been solved but the contractor put that he had fixed the problem. I called American Home Shield and I had to pay another $100 all over again, which I felt was unfair.

    My refrigerator stopped working, and so I had to call it in to American Home Shield. I moved it to the garage, and I ended up buying a second refrigerator because it took so long to get the part. When the guy came to install the part, he said he couldn't fix it because it was in the garage. I had to take it back into the kitchen. I was not home when he went to do the job, and I ended up having to put the refrigerator back into the kitchen to get it repaired because they didn't repair or warranty anything in the garage. It's a policy for the company. I ended up moving that refrigerator back out to the garage when the guy was there. He was really unprofessional. My second problem was I put the refrigerator back in the garage, and I left it unplugged. I plugged it back in and the thing failed again. I just don't care anymore.

    A lot of the stuff that we dealt with was stuff that's outside of their control. So, I don't blame AHS but I have since changed my protection from them. I no longer think it's a valuable asset to have in home protection for appliances. I'm a do-it-yourselfer, so I didn't really find too much value in it. Now, I just use them for the AC. If you don't wanna repair your air conditioner, it's a valuable asset to keep because that's pretty expensive.

    I had a claim for the spa motor. They sent one person out and they said AHS won't cover it because it's a jet. I called AHS and they told me to get a second opinion. They sent another contractor out who said essentially the same thing but that they could repair it $950. But I'm not gonna spend $1000 for it. I let it go. I don't understand the thinking on that, if one is supposed to work and the other’s part of it. The spa is part of the swimming pool but there's two different pump motors. The swimming pool motor is covered but the spa pump motor that they call jet, they don't cover.

    I've been with them for over nine years and I've had numerous calls and mostly good service. But I have one curious charge from them. I saw a charge from them for $104 or something. I'm wondering if maybe they charged me for the upgrade on the garbage disposal a month or so ago. The serviceman changed it but without asking me, he upgraded it to a deluxe model. Also, he neglected to remove the plastic plug from the dishwasher discharge port and he connected everything up. The dishwasher wouldn't work and I had to call AHS. A dishwasher man came and somehow, he sensed that. He disconnected it and took the plastic plug.

    I had a claim for my air conditioner and they had to do two little fixes on it. It's a 20-year old unit and the guy that came out for that said that the compressor sounded a little rough. They said they would get a new compressor but I was gonna have to pay for the Freon. I shouldn't have to pay for anything but $100. Home Shield should be taking care of all that.

    Most recently, the hot water heater was leaking all over the place. I called Home Shield and it took a minute, but I got an actual rep. The contractor came over and did their assessment. They sent the information over to Home Shield and Home Shield sent them a deal saying it was gonna cost me $700-something. I got pissed off and I was about to cancel my membership with them. But the company called back and said that it's not gonna be $700-something but $59. But it shouldn't have cost me $59 extra. It should have been the $100 and that was it because that's what the deductible is. I paid the extra $59 but I told them I will not renew my contract.

    My air conditioner compressor went down, so I submitted a claim for it through American Home Shield's website. I was given the name and contact information of who would be here, and about the time frame that it would take for them to get out. The tech diagnosed the problem and realized that there was some bad wiring, and so they went through and replaced all the wiring to the unit that had failed.

    We did a system check and flushed the drain line from the unit inside the house out to the outside because he thought it looked like it had been clogged and that it could pose a problem in the future. AHS saved me a bunch of money. I've used them three times this year already. I would recommend it. If you're buying a house that you don't know anything about, you should probably get it. I was lucky to have them.

    I submitted a claim for my heater with AHS over the phone and the contractor contacted me in less than 24 hours. Then, the techs came out in less than 24 hours and they said there had to be a part that needed to be replaced. It took them two days to get it and they came back almost immediately to put it in. But they had to come on the weekend. The contractor didn't ask about it but I brought it up. I really needed it done because the weather was getting colder plus, I'm a teacher and I have to work on the same times as this company. Otherwise, I'd have to take off a day or half a day.     I had a pool motor that was locked up. I made the claim with AHS by the internet and the turnaround time was less than a day, which was excellent. It took about 2 to 2.5 hours for the techs to show up, and about 45 minutes to do the repair. They ended up replacing the pool motor and based on this service call, I'd recommend AHS. But on other service calls, I wouldn't. It's a hit or miss with them. We had an air conditioner go bad on us this summer and I couldn't even get anybody to come out and work on it. The techs were backed up for three weeks. Also, a lot of the trades that they use are not that great, so they need to do a lot of improvement on that.

They're fairly priced and their membership fee has not changed in the last five years, which has been very pleasing to me because with a lot of vendors, as you spend more time with them, their prices increase.

    When we had a tub that was leaking water, I put in a claim, and American Home Shield sent out a plumber the same day. He got authorization to make the repair to a valve and a fixture and he did that then left. I was told that someone would contact me about patching the hole that the plumber cut into the wall and that has not happened yet, so I'm a little annoyed right now. They probably will do it, but it's been about two weeks. We had something similar last year and it didn't take as long for American Home Shield to get back to us. Normally, they call and say, "Do you want us to have somebody come out and restore it to a rough finish or do you just want us to send you a check?" Last time, I took the check, but this time, I haven't taken action because I haven't heard from them yet.

    The service has been good, but I wish it was a little more clear on what was covered. I've been hesitant about making some claims because I don't wanna pay $75 and then find out that it's not covered. I pay a monthly fee for the service, and the level I have is 90 bucks a month. If I want to put in a claim, I pay $75 upfront, then they send somebody out and they decide whether or not it's covered.

    Some experiences with American Home Shield are better than others depending on who they contract with. When we had a leak, the plumber did some work and discovered where the leak was coming through. I tried to reschedule them to come back out, but they never came back out until I followed up with them multiple times. I also had to follow back up with American Home Shield because there had been a disconnect. The plumber had stopped working with American Home Shield, but American Home Shield never said anything. I was left with the water leak until I complained. Finally, American Home Shield contracted back out with that plumber, and they came and fixed the leak, but it was under duress. They were not very pleasant. They didn't wanna work with American Home Shield any longer.

    Our most recent claim went very well. The tech that came out was fabulous. When I don't speak with people, I can go through and mark exactly what I need and move on, versus speaking with people. Generally, when I speak with people, it's not as smooth. The people don't understand what our issue is. Also, we are at a mid-level coverage and it's very limited. They could have more options like covering a septic tank or a well. When the prices increased, they may have sent something electronically but nothing in writing. That was an irritant. The call fee was 75, and when they increased it, it bumped to 100. It's not breaking the bank but we didn't anticipate it. But I would still stay with American Home Shield at this time.

    As far as the customer service of AHS goes, I'm satisfied. They get right on it. If I have any issues, they look into it right away. The only problem I had was they couldn't find anybody to fix my garbage disposal. I paid, and then they reimbursed the money. For my recent claim, the air wasn't working. I wasn't clear on how to do the settings. The young man came and showed me, made sure everything was working, took the temperature of the vents and told me that there was a setting that I had put in wrong on the wall. So he showed me how to do it, and it's been fine since.

    American Home Shield's service has been a hit or miss. The actual technicians they send out are half the time terrible or don't even show up. But the other half the time, they're pretty good. Most recently, I had a microwave worked on and the technician had to come out twice. But that wasn't the technician's fault. It was a tricky problem. But he was good. It seemed resolved the first time they left and then it didn't work for a couple of days later. But it's been a week or two now, so we're good.

    When my water heater went out, Home Shield replaced it but it took a while. This experience was my biggest frustration with Home Shield. When they sent out one plumber, and he went down, took a look, and said, "Okay. I'll submit my thing to Home Shield and get back with you." But I never heard anything from him. I tried calling him but he never returned my calls. It just got dumped into voicemail. When I called Home Shield to tell that this guy ghosted me, they said that they have five days in order to submit their estimate. I told them, "Okay. But it's been two weeks since he was out here. So, what are you telling me?" They said, "Well, we'll call him." So they put me on hold and called him. They were able to get through to him and then they switched back over to me and said, "Okay. Yeah, I talked to him. And he's got five days to submit the thing." But ultimately, he never did it.

    Five days went by and nothing happened. I called Home Shield again, they called him again, and they said, "Yeah, he's not gonna do the job now." So, I was about three weeks without a water heater. I had to take my family to the gym every day to shower. Home Shield finally gave me another plumber, and I told him what happened. He was really responsive and got it fixed pretty quick. But I was pretty frustrated with the fact that Home Shield doesn't start taking any action until you complain. that irritated me. But other than that, I've had a pretty decent experience.

    American Home Shield has been great so far. But 9 times out of 10, whoever answers the phone speaks very little English. There's a major language barrier. A couple of times, I've had to ask if I could talk to someone who can speak English. When I had a built-in KitchenAid refrigerator that broke down, they sent a tech out and he fixed it, but then it broke down again three weeks later. It turned out that my refrigerator needed three parts, but one of which was no longer available. So, the refrigerator had to be replaced. I didn't wanna go with the $14,000 for another built-in. So, I just went with a regular counter-depth refrigerator. I bought it and then I sent the paid bill to American Home Shield. Within five days, I had a check in the mail from them. So, it was great. I have the premium plan and they will pay for appliances up to $6,000.

    When I called American Home Shield about a drip, the plumber called about 20 minutes later to set up an appointment. They sent a plumber out to see where the drip was coming from. But they couldn't find it because it was actually on the outside. It was coming from one of the patio beams. The plumber said that from the inside, there were no pipes near where this drip was. But the plumbing company seemed to do a good job. They were friendly. I was happy with them.

    We've used American Home Shield twice and it's been good. I did the claims online then they sent me an email saying it was open and who was gonna contact me, and then the person that was coming to fix it contacted me. With my recent claim, the phone call was within 24 hours, but I work out of town, so because of me, it was a couple of days before the repair people could come. We had an electrical issue where something was shorting out. The repair people explained that it was arcing and they changed the boxes for us. I would recommend American Home Shield. It's a good value. I've never talked to them, but the emails and the service were timely.

    Initially, the amount of areas that are under the contract was a good carrot because I was looking to cover as many appliances as I could, and American Home Shield was able to provide that. The coverage encompasses a lot of my devices. And the communication is also a good thing. The vendor was able to meet my schedule. The repair was done quickly. So, it was a nice experience. The device was not powering up. So, the technician came and opened the unit. Something related to the switch key did not work right so he replaced that part and he had to redo the grounding wiring. After that, the unit came back. He knew what he was doing. He had some struggles on communicating in English and I can understand that because English is my second language, too. There's certain things that you have to be aware of that they don't cover. They cover the part that needs to be replaced, but they might not cover everything.     Stay away from this company. Their "customer service" is terrible and good luck cancelling with them once you need to. I've been to the Better Business Bureau for them twice. Don't put yourself through it, there's plenty of other home warranty companies out there. Maybe if they clean up their customer service department, things will be better for them, but until then I promise they will see the company start to have a major loss of consumers, if they already haven't seen it.

    In terms of the service, it's fine. You pay for a plan, and they cover certain fixes or replacements. I needed my washer fixed, and it eventually was replaced with a new one, but that came after 3 visits and 5 weeks of calls and issues. I also needed a new water heater, but still had to pay $500 because they needed to redo some pipes which was not covered. Overall, it's an ok deal, but unless you need service a few times a year, I don't really see it worthwhile, especially since prices went up unexpectedly. The biggest issue comes when you try to cancel the contract. You can do everything online, except for cancelling. I think this is so they can try to pressure you into not cancelling, and did they ever.

    As soon as I asked to cancel, the service rep tells me that it would be costly if I don't have their plan and I should reconsider keeping the plan to cover costs. I tell them I understand, but I did some budgeting and research and I'd rather just cancel. Now I'm told that they will give me 1 month free to keep the service, and I tell them again that I understand but I'd rather just cancel. Well now I can get 2 months free if I keep the service...What don't you understand about me wanting to cancel? Now I'm put on hold for a couple minutes, and she comes back and says I will get 2 months free and my next service call free. At this point I'm ready to just ask for her manager and complain about this, but I decide to just keep telling her I just want to cancel, and it finally gets through, but now I have to pay a large fee to cancel the contract (even though I never signed a new contract, it just automatically enrolled me for the next year).

    I wanted to write to corporate about this terrible experience, but of course their "contact us" link does not allow for a written letter, you have to call and speak to their sales team. They want to make sure that everything is easily done online, unless it is against their interests, then it's difficult. I don't remember her name anyways because of course it's someone from outside the country and I can barely understand what she's saying regardless. Long story short, either plan to keep this service indefinitely with unexpected rising plan costs, or be prepared for a drawn out argument on the phone trying to cancel.

    They do not honor their own contract. I need $2100 in HVAC work, and AHS is only paying $235. The "contractor" wants to charge me $1800 for the refrigerant only (10 lbs of R410a), that's not even the labor to install it or fix the issue! Call AHS and all I get is robot/scripted customer service. They should be paying me $1500, but are paying basically nothing. My regular HVAC said repair (without warranty) is $2100, and of that, only $200-$300 is the refrigerant itself. Got work done locally, who has R410a refrigerant at $65/LB!!!! I did speak with AHS executive offices, who says price can vary a bit like fixing a car; Well $1800 vs $450 is a lot more than a BIT!!!!

    One of their contractors still wanted $800; and wanted payment upfront before any work performed; and comments say they take months to do the work. Do not use AHS ever. Always an argument and you will get nowhere with customer no-service, the Live people are robots with scrips who can't do anything, or won't. They are all owned by Frontdoor, so best to avoid all their subsidiaries which also include Candu Home Solutions, Frontdoor Cayman, Frontdoor Global Holdings, Frontdoor India, Home Security Association (AHS), Landmark Home Warranty, OneGuard in AZ, TX, NV, Selerio Ltd., Stewared of TX, Streem LLC, and US Hazard Disclosure.

    I have had AHS for 20 yrs. I have had SR for water heaters for 4 month. After dealing with dropped calls and not covering the product I decided to have them give me a payout. The company they sent seems like they trying to upcharge items that already exist and AHS won’t cover so my bill would be $1840 with them replacing the tanks. No thanks.     I have been a customer with AHS for 10+ years and have been pleased with their overall services (customer service dept., response time, service providers). I have referred AHS to many because of my satisfaction. Now, I have been disappointed with all of those areas in the past 2 years! However, recently there has been great improvement with the customer service department and their response time. But, the service providers they are contracting in recent years are non-professional in language, timeliness and incompetent in their trade (specifically refrigerator). I have had encounters with 3 different service providers for the same problem - and the appliance still has not been fixed in the span of a year.

    The second issue I have with AHS are the non-covered items buried in the contract (didn't have this issue 10 years ago). For most folks, you don't know what you don't know until the appliance needs repairing and you are told the most important part of the appliance that makes it function properly is not cover; or, because the water drained into the sump pump this way, the pump isn't covered! Read your contract thoroughly. I don't plan on divorcing AHS as of right now, because I believe they will continue to make improvements with the service providers. I just think we as the customers must help AHS weed out the poor quality service providers so no other AHS customer gets them as well.

    I had American Home Shield a couple of years back and canceled as I had upgraded several appliances and systems and overall wasn't very satisfied with the quality of work from the contractors that they sent out. Every issue required multiple visits from the contractor to get the problem partially resolved. Recently, I had an issue with some plumbing in my home where a problem went from $375 to $1500 really quickly. As a disabled veteran budgeting and having some predictability in my finances is especially important so we decided that we'd give American Home Shield another chance. One of the big selling points for me with American Home Shield is that they clearly advertise on their website that they cover improperly maintained items and items without service records. I knew that I hadn't done all the service I should've done but that's part of why I bought the warranty.

    Well, shortly after my contract came active my air conditioning stopped cooling and I put in a service request with American Home Shield. When the vendor was assigned, I searched their name in a search engine and came up with a 1.4 star on Yelp for the company. The majority of the complaints were related to American Home Shield and denial of service so I was naturally quite concerned. The AC tech came out, found a leak, and told me that it's not going to cost me anything to have it repaired. He said it should be fully covered they just need the approval from American Home Shield. He even made a joke about that if they went ahead and did it AHS would deny it out of spite. I now realize that was probably to deflect from the Yelp reviews.

    Well, a couple of days later I got the email that AHS was denying the repair as it was pre-existing and should've been noticed by a "simple visual inspection." The item was the condenser coil and the tech needed to use nitrogen and a bubble solution to find the leak so clearly even for a trained professional this wasn't even a visual inspection also this is in the guts of the outside unit, not something most homeowner's go into unless a problem.

    As the customer service agent was unable to assist with anything more than offering a second opinion, for another service fee I decided to try other routes. I emailed some executives and did get a call back from someone in Executive Relations. She was polite but was unable to offer any evidence that the problem would've been known by me prior to the start of the contract. I was promised by the customer service agent a copy of the technician's dispatch report so I could see what he wrote as it contradicted what he told me. The Executive Services person told me she would ask for it but there was no obligation to provide it. That's another red flag to me, making a forensic determination on the length of a problem but not willing to show the evidence to support that claim.

    I proposed a solution for the second opinion but AHS couldn't even provide me with a name of the contractor that would be assigned. After showing where in the contract this should've been covered they still denied it. I've closed my account with American Home Shield and will never return to this company. It's clear that even at the highest levels it isn't about the customer. The agent I spoke to in order to cancel even had the nerve to say, "don't you want the peace of mind that comes with a warranty" after I explained the mental stress the company had caused me. I understand that the agents are scripted but as a former call center manager there should be training in using the appropriate response for the situation but taking care of customers clearly isn't where the company invests.

    While it seems that some people got lucky with their warranty overall it seems to have questionable business practices in my opinion. They've got the power, they should just be clear and upfront about what they do and don't cover. Don't say you don't require maintenance records and then ask someone for their maintenance records. If the company wants the waiting period on major systems to be 60 or 90 days they should just do that. Don't put claims on your website that you aren't going to live up to and maybe contract with vendors that get higher reviews.

    I had loved this company for a very long time, through several home and more years than I’m willing to admit. Recently I was looking over bills and realized we are paying nearly 3 times what the typical rate is (and our service fees have been going up too). When I reached out to ask why, I was basically told they raise their prices every year because they raise their prices (to protect from unexpected expenses … what a home warranty does).

    If this was a general prices going up on all policies I might understand, but it’s not. Rather than rewarding long term customers, they penalize them with higher fees every year. So I could actually save around $1200 a year (plus service call fees) by leaving, which is apparently the goal. I can’t believe I have demanded every house I bought switch the available home warranty to them, and have spent a lifetime with them, just to find out they’ve been charging us 3 times the going rate for the "privilege" of paying even more for service fees. I’m definitely leaving them after this!

    The dryer wouldn't start up and it got an error code. I submitted a claim online with AHS then I received an email saying who the contractor was, plus their address. Once I interfaced with the contractor, CTI, I shot them a video of what the dryer was doing, so they'd have an idea before they got here. AHS uses a lot of CTI and they're really good. The guy who came out was super nice. He asked what the problem was, took a look at it, and did this thing from there. Every time one problem was fixed on my dryer, it would throw new error codes. And everything I read about the dryer online says that this particular dryer is a super big issue with LG.

    My compressor on my LG refrigerator also went out and CTI originally came out for that. But then AHS had to send out a Sears compressor type company that worked on the refrigerant part on the inside. That also is a known issue where they did recalls on a bunch of models before the one I have. So, American Home Shield paid for the compressor on that one. The dishwasher also started leaking and AHS ended up having to swap it out. So far, they have fixed a couple of issues and they did a good job. They're super easy to use. In my case, in the last two months, they've had to pay out a lot. So, they stand behind the warranty. All their contractors are super professional and they don't cancel any at the last minute. They've all done a good job of showing up when they were supposed to show up in Huntsville and that's hard to come by.

    AHS has been a nightmare to work with. Every rep barely speaks English, the company they sent to fix my furnace spoke no English & AHS did not honor payout from my contract. The cash payout they offered was $1700 to replace a furnace yet the contractor they sent to fix/replace my furnace charged $1700 on top of what plan covered. I am highly disappointed with this company, don’t waste your money!!

    Having AHS has worked for us and we like it. It's affordable and it sets you at ease. For our recent claim, the coils of our heating had gotten old and needed to be replaced. Julian's Heating and Air came out. We've had them out before. They had replaced part of our heater before and it was the part that was the air conditioner. We also had them do the heat pump as well.

    We had two squirrels on the roof. I heard them scratching a couple of nights before I figured it out. I called American Home Shield, and they got ahold of Sears and then got back to me. The gentleman was very nice and professional. He had to go outside and pull something off the bottom of the house where the squirrels were coming in, and then he had to get a piece of the plastic underneath the bottom of the house and nail it on both ends of the house. It closed up. I didn't hear any more squirrels.

    When I submit a claim, I call them on the phone, and they answer the phone. I give them all the info they need on what it is I'm having done, and they say they would get back to me, and then they do. Then, the guy who does the dirty work calls me up and sets an appointment, and we get going. I haven't had any problem with contractors, but I do have a hard time understanding when they talk sometimes. But usually, I can get through enough to where we can understand what the other ones say. I like being protected with American Home Shield because I don't have to be hassled all the time. My experience is good and seamless. When you get somebody good, you don't stop.

    Terrible company to service people. No priorities to members with disabilities and who have medication in the refrigerator. They subcontract the worst of the worst third party companies to show up whenever and then when you request a business card or phone number, the supposed service person tells me he has no phone number to provide - he does not know it. How can you represent a company and not have a number to provide? Clearly, they did not want anyone to call them or follow up and AHS does not care about anything or anyone but your monthly payments and $100 service fee charged up front before they can assign incompetent people who do not listen to your needs, nor have any intentions in resolving emergent issues such as a refrigerator or AC. Mind you, A fridge which is needed to keep insulin for diabetics and meds for the disabled residents.

    AHS does not prioritize the elderly nor the disabled. This is a shame, I have been a paying customer for 6 years to be treated with such disrespect. Customer service will give you the runaround and will not allow you to speak to a manager ever, stating that it will take 24-48 hours in getting back to me - totally unacceptable! At this point, we know where this is going as I endured a fall due to a puddle of water I woke up to again, since filing my first request for service over 1 week ago....

    My girlfriend had American Home Shield and I asked her about it. She raved over it. I investigated it and I called them. I was quoted a certain price and then I went to their website and it was different. There was some confusion. I called and complained and they adjusted it. I decided that I would try the home warranty and so far, the experience has been very good. I could add on what coverage I want it to cover for a fee.

    A month after I got the home warranty, my clothes dryer went out. I called American Home Shield. I had to pay for a repair person to come to look at the dryer. They looked at it and said it was no good. It couldn't be repaired. It wasn't worth it. I got a new clothes dryer, which I was tickled to death about. American Home Shield sent me a link to look at dryers, one at no cost to me which would be the same kind of dryer or a similar to what I had. I could also pay for an upgrade. I decided to pay for the upgrade and I got the dryer right away. I was very pleased with that. It was great. I was shocked. When we had a problem with the pool and what we thought was the pump, I called the home warranty as I knew it was covered. Someone was sent out that day and identified the problem. He did something and fixed it. It's working great now.

    Using American Home Shield is more efficient than it was a couple of years ago. I called the number. Somebody answered. I told them the problem and what I tried to resolve it. And the rep said she would assign me someone. I said, “I liked the ones that had come before. I liked their service.” So, she contacted them. And I got an appointment right when I called her. I had no air conditioning. Saturday and Sunday, it wasn't that bad out. But Monday morning, the tech was there and he fixed it. I had a very good technician. He told me what he was doing, what the problem was, and made it so I could prevent it in the future. Told me what I should do on a monthly basis that might help.

    AHS also sent a technician who thoroughly inspected my dryer and said that it wasn't something that could be fixed. So, I could either get a new dryer, similar to the one I had, or they would give me money toward another one if that's what I wanted. I said, “No. Just replace it." And it works fine. I thought of dropping AHS, just for economy's sake. But I decided against it because it's easier to pay them the $75, have them find somebody for me. They find some very good vendors. So, I'm happy. And I liked Beach Air Conditioning and Heating Service. They're good.

    I had issues with the HVAC system and the over-the-stove microwave and the techs were professional and knew what they were doing. The microwave issue was a little different and I had to wait a little longer for parts to be ordered. But it was great. The tech explained to me what the issue was and what happened the first time he came because I wasn’t here. Having American Home Shield is better than reaching out to different types of maintenance people or people who say they fix things and then can't. And you still wind up paying a service fee. I didn't have to pay anything extra to AHS other than the deductible. With my other home warranty, I wound up coming out of my pocket with over $700, which was why I tried AHS.

    The plumber said the sink faucets were bad and I needed to get them replaced. He couldn't fix it and just said he was gonna put it in. But I never received a call from anybody for weeks. I finally called American Home Shield. I explained it to the rep and I was told they could replace the one in the bathroom but not the one in the kitchen. They would give me $200 for it and I would get a check in a couple of weeks and I would need to buy a faucet and have a plumber put it in. And I need to send the paperwork. If 'm gonna buy a faucet, I'm not gonna buy a $200 faucet. I'm gonna go back to the designer place I had put it in and buy another faucet similar to what I had. It was gonna cost me anywhere between $600 and $700 and a plumber who’s gonna charge me 100 plus dollars to put this thing in. That means I’m gonna have to do the whole thing out of my own pocket after paying $100 for them to come out originally.

    AHS was not gonna give me anything for the kitchen sink, which was one of the problems. The guy did not have the right tubing to fix it so, he made a makeshift thing. He said it was not gonna last so I'd probably wind up having to get a new faucet for it as well. The faucets are probably about eight years old. So, they're not old. These things can go on for 20 years and they shouldn't have damage. So, I have to make a decision to not accept the $200, cancel my subscription, and just go on with my life.

    I've been with American Home Shield for about 15 years and the prices have gone up. I'm paying each month and I've only used them twice before in all those years. Once for a washing machine and the other one was for the air conditioning, which was this summer to which the guy came out and said the refrigerant was low. And he said AHS was only gonna pay for this amount. I needed more but I was gonna have to pay for it myself. So, that was 350 bucks out of my pocket plus paying AHS $100 to have this guy come out and tell me that. So, I'm not finding all the money I've invested in AHS over the years to be exactly adequate. For the amount of money that I paid for it, so far, I could have bought a washer and a new air conditioning system as well as these things and I probably would come out even over the years. My brother had AHS for 20 years but he canceled. So I'm thinking if I should be canceling.

    I like the idea of having insurance that's gonna be there for you when you need them. A couple of years ago, the refrigerator was acting up and a fellow came out and did a little something with the refrigerator. But he just had to replace the icemaker. Then, the stove was acting up a little bit. It was a high-end stove and AHS had to send three people out to find out what the problem was. And it was insignificant, some small motherboard thing that was a few 100 bucks. Those were simple things and I could have gotten it fixed myself for the 100 bucks I paid in order for someone to come out and do it anyway because that's how much it costs in the long run. You have insurance because you have a feeling of someone helping you out. But you balance your insurance by asking if it is actually helping you. I'm not that satisfied with AHS right now maybe because it's recent that it's happened.

    Took almost two months to resolve a couple minor issues with appliances. Paid extra for pool coverage, but AHS was unable to provide a service rep after waiting almost a month. Asked me to find my own repairperson. After providing no help, AHS charged an $135.79 "administration fee" - I guess for answering the phone? I canceled my policy for the continuous poor service and they charged another "administration fee" of $111.99 for cancelling - but were unable to show in my contract where this is allowed on a policy that has been renewed. When I call to complain, they say they will get back to me....

    The service with American Home Shield is very quick and convenient because it just takes one call to them and they handle everything instead of having to find someone to do it. You just have one central place to call. They do all that work. So, it's good to have that legwork for you. The convenience is a big thing. Also, it's just a cheap price to pay one set fee and then majority of everything is covered. I've had to call them four times, and I haven't had to pay out of pocket. I had an AC claim recently. The AC was leaking. I called AHS, and they got someone to schedule me. They came out the next three days, and it didn't take them long to fix the issue at all. They fixed it within an hour.

    My dryer quit working. It was a sensor that went out. I called American Home Shield on the phone. I talked to the automated person when they answered and I set the claim up that way. As far as the turnaround time, this was the shortest. The last time my dryer went out was several months ago, and it was just for a button thing that had gotten stuck, and it took five days. It was a Thursday, and they couldn't get to me until the next week.

    This time, I called Thursday evening, and they called me back a couple hours after that, and they set me up for the next day. So, that was the quickest I've ever gotten service. I've had JTL Services out twice. Their guy came out and worked on the dryer the time before the latest service. Everything was fine. This time, he fixed it on the spot. I just got my new contract up in the mail, and the price had gone up a little bit. Other than that, I've had positive and very good experience with AHS.

    The clip was broken on the heating element on the bottom of the dishwasher. It was laying on the bottom of the dishwasher and burnt a hole in it. So as the dishwasher was filling up, it was emptying right out into my basement. I called AHS and spoke with someone. I told them what happened and they gave me a number. Then, the guy was here three days later. But he missed the fact that there was another part that was broken. So when he came to fix it, there was a little clip that fell off that made the heating element fall to the bottom. There was also another part that was broken. So he replaced the clip but that was not the whole issue. We had to wait again for the second part to come in, then for him to come out and put it in. But once he did that, everything's been perfect.

    I also had a sewer problem and when the contractors came in, they snaked it and there was sewer splatter all over my basement. It's a finished basement and I'm disabled, so I was still down there cleaning it. Daily, I went down and tried to clean up a little bit. They didn't care. Then, they put that snake thing across my step in the bottom of the basement, which left a huge mark. I had laundry down there at the time and I saw the guy take my white towels that were down there to be laundered and wipe off part of his equipment, which left a mark. But I did had no idea how to tattle on them.

    Other than that, I like knowing that I can call AHS and everything will be taken care of. Also, within the first few months that I had the warranty, I had six things happen and it was a good thing I had it. Using the service is the easiest thing in the world. If you have an issue, you just call them and they send someone out. The only thing I don't like about that is, they just send somebody and you don't have any say-so as to who it could be, because that plumbing company that they sent for the sewer, I wouldn't have them back in my dog house. But other than that, I have loved everybody.

    The air conditioner wasn’t coming on and within a couple of hours of submitting the claim to American Home Shield, I had a call from the contractor saying that they would be here and what time and who would be here. Within an hour, the techs said they were on their way and it was a done deal. The air conditioner is functioning great. American Home Shield has been here when I need them though there was one incident that they let me down. It took a while to get it corrected. My whole unit went out and the technician they sent out from a distant company said that it was a commercial unit. I had to go to the company that had put the unit in here and then, I had to fight with American Home Shield and give them the letter to prove that it was a residential unit. Then, it took the whole summer to get a new unit put in. I eventually got it but during the hottest month, I had no air.

    My washing machine was making a loud noise and it wasn't functioning properly. I submitted a claim online to American Home Shield.     The tech from ACT was good. The first time they came, he tightened some of the connections and cleaned up the piece of my dishwasher that detects leaks because I was getting an error saying that there was a leak detected. But an hour after he left, it leaked again. They had to come out a second time mostly because we thought we had fixed the leak issue, but it was something else. The second time, he was more thorough. We turned the dishwasher on so he could see where it was leaking. He found that and he was able to patch the leak. AHS limits the ballooning cost of repairs for your house. If you have a lot of old appliances or things that could break, get them.

    American Home Shield provides very good service. I'm pleased. Their website is user-friendly. There are some dropdown selections that you make for what's wrong. If you're not quite sure, you can fill in the other block and explain it that way. It's a peace of mind to know that if something breaks, American Home Shield keeps their end of the deal, for the most part. I've had dishwashers replaced, and refrigerators, washers and dryers repaired. Most of the appliances are almost 30 years old, and they seem to have no problem getting someone to fix it with no issues.

    Recently, the AC unit wasn't working at all. The contractor put me on a list for them to come out and I told them that I had a young lady that was pregnant at the house and it was summertime. I called them and asked if they could get me on a schedule earlier. What the person did on the phone was take me off that list. When I called them back, they had to set up another time. When that timeframe came around, the guy got too busy and never showed up. I had to call American Home Shield and another company came within a week. They expedited it. It went fairly quickly once I let them know what went on with the other company. The service was awesome. It didn't take the repairman long to fix the issue once he got there.

    American Home Shield has saved me money. It's not like it's gonna cover every little thing in your house that always goes out but I've broken even in the past. They always tend to repair things like the garbage disposal. They didn't cover my water heater though. It had already gone out so it was too late. Recently, I filed a pool repair claim. One problem was the main pump filter. The contractor had to change out the keypad on it. That was covered. But my pump that wasn't working for the other cleaning system was not covered. I blew up on them. But in the end, they were correct and I was wrong. I ended up spending $5,000 out of my own pocket to repair that.

    Sometimes the calls are to an outsourced answering service, and it takes a little while for my ear to become accustomed to the brogue. But generally it works out well. American Home Shield found out that the pool problem would be covered under my policy and they directed Aaron Pools to come out. They looked at the problem and said that it could be solved much easier than with the several hundred dollar part replacement. The gentleman that came out was able to fix the leaky problem. There was a second call out to Aaron Pools regarding a broken valve. They were dispatched and reconciled that problem very professionally as well. Two times out of three, a request for service have been satisfied completely. One is still hang fire. I'm still waiting to get an answer if they're gonna repair my dishwasher or not.

    We did the faucets with American Home Shield. The fixtures were leaking. A contractor came in and had to figure out what was going on. They showed us what was wrong and what they were gonna do. They replaced the inner workings of the fixtures. American Home Shield covers appliances and it's worth the cost if it's a major appliance or it's gotta be replaced. We pay a monthly fee to them and every time somebody comes out, we pay a $100 deductible. The price is little high. When they came out and fixed the faucets, it wouldn't have even been a $100 cost if we had done it ourselves. But it depends on what you're getting fixed and you don't know until you call. It's better to have it and not need it than not have it and need it.

    I've been happy with AHS. They cover all the appliances in the house. It's a security that somebody could be out and fix an issue right away. If it's under $100, then you're losing on it. But if it's a major expense, you pay the first $100 and that's it. I recently called for a pump that would not empty the water out of the dishwasher. They sent somebody out and charged me 100 bucks. The repairman did a very good job. He ordered a pump, came back a day later and it was done.

    American Home Shield is very reliable. It's good that when something breaks, I can call them and their contractor can come and check if they can fix it. So far, I've had good results. The first time Lighthouse Electric Construction came out, the electrician went downstairs, put the breaker on and everything went back on. He didn't see any problems anywhere else. That night, the electricity went off again. I called back and they came and found the problem. It was outside on my lights outside that was burning and he fixed it. I had another claim which was for my dryer that wasn't getting hot. The repairman knew what he was doing.

    For the most part, I like that things are covered and I'm not being scammed with American Home Shield. They've helped me on dishwashers, stoves, and washing machines. I've had good experiences with them but getting to the end part is the hassle. Their customer service is terrible. They don't seem to have the authority to make decisions that need to be made when you call and have issues with the contractor that comes out. In the beginning, it was good. But when they started outsourcing their customer service out of country, that was when it started lacking. You might have to talk to somebody more than once about the issue you're having with whatever it is you're calling for. I had to call for my AC that wasn't getting cold. They were having issues with understanding what I was trying to say which made it very complicated. But the people American Home Shield sent out were good. They added freon to the AC unit to fix the issue.

    We had American Home Shield on a different house and it was much more comprehensive. More things were covered. Currently, I don't think they're quite as good as they used to be. We upgraded the coverage last year, but I didn't see the value. Instead of paying 600 a year, it was 1000 a year. I'm not that thrilled with them lately and I don't know that we're gonna continue it after this year.

    Some of the contractors tend to cash us out on most of the issues that need to be fixed. We had an oven that went out, and with supply chain issues, they ended up having to cash us out on that. The heater went out. Rose Heat & Air came and those guys were terrible. They ended up cashing us out on that too. That seems to be the quickest thing they jump to. The cash-out option sucks because then you have to try to find somebody on your own. What I thought their purpose was is to help us find a vendor that can fix things. We ended up having to do it on our own and it cost more. But on some of the claims, the guys were able to come out and fix them.

    Things can become very costly when you have a house. Things can happen all of a sudden and you may not have the amount of money that it's gonna cost to fix it.     American Home Shield replaced my central air unit. The one I had stopped working. There was no air conditioning. I called AHS to notify them and it was very easy to get through to an agent. I get a name and a phone number before someone comes every time. The tech who came out for the air was good. I liked them. I also had a plumbing situation. My sink in the kitchen and the bathroom are connected and it was plugged. AHS sent Showers and they were good. The tech had to snake it. He told me what he was doing.

    I'm happy with AHS. Whatever goes wrong, I can call them and, within a reasonable time, they get someone out to me. They've always responded and I've gotten results.     I'm not too satisfied with American Home Shield. Customer service gets routed to a different country and the people have a handbook that's not helpful to the customers. It's overall poor customer support. The vendors that they choose to come and inspect the appliance that's broken would do everything they can to not fix the issue but still get paid that 125 bucks to bring them out there. They said the dishwasher is too far away from the water. There were numerous excuses where I ended up bringing a third-party independent person and they fixed the issue. I got overcharged by American Home Shield and didn't even feel like calling them because it was gonna take hours to explain and get my refund. I'm looking for another provider, someone that's a little more responsive.

    We had two recent claims to American Home Shield. We had one for our air conditioner and one for our garage door. The door wasn’t opening. The remotes weren't working. The air conditioner went out. It wasn't cooling. I went online and did the claim through their website. The actual process online wasn't difficult. It just wouldn’t let me submit them together, which I would rather have done that. We had to submit them separately. If I'm gonna have people come out, I'd rather just submit one ticket so I don't have to pay twice but that's just part of it.

    The gentleman who came for the garage door was a nice guy. He was very knowledgeable and professional. He was only here for about 30 minutes. He got the door to work. When he left, it was going up and down. About a day later, I couldn't get it open again. We had to have him come back out yesterday because it stopped working again. We had to order a part and it will be here sometime next week. As far as the air conditioner, my wife said the guy who was here for it was very respectful and seemed to know what he was doing.

    We had AHS when we were at another house, and it saved us on some things. So, we liked it and we decided to get it again. At our old house, we had a washer and a dryer that had problems. It kinda helped us with that. I've told people I work with that they ought to get AHS. Once we do a claim, they're out quickly and they handle it very well, especially if you're in an older home. We just got AHS back recently because the house we're in is relatively new so we weren't having many issues. If you're gonna be in an older home, it really can help you save some money because of the service itself.

    American Home Shield has come a long way, and I would refer them. Previously, we couldn't get through to anybody. Then whenever you would get through to somebody, it would be starting over from scratch because nobody had any notes on the situation. That was a pain. There were some years ago where we were not satisfied with the service that we received from a tech that was sent out and it took me a long time to get my refund back from the service fee that we paid. The guy didn't even fix what was wrong.

    Recently, we had a dryer that wasn't working. American Home Shield did what they were supposed to do. They assigned the claim to Suffolk Appliances and a tech was here in 2 days. He was friendly and knowledgeable which is all you ask for when these people come out. We like Suffolk Appliances. We probably would request that they come back out. I'm not happy with the increase of the service fee though. There was one time where I had to do two services at once and had to pay two service fees. I don't know if there's a way American Home Shield can combine those.

    My washing machine was backed up and I thought it was a leak in it but it wasn't. My drain was backed up. So, I just had somebody to come and unclog my drain. I called American Home Shield and the computer asked me what I needed it for. I told them that I needed it for the plumbing. They went ahead and took $75 out of my account, set it up and have whoever they recommended to give me a call when it was convenient for them to come out. But I don't like it when they would say they could come between 8:00 and noon. That ties up my entire day. I wish it was one specific time. Also, I hate when I talk to a foreigner. It's hard to understand them because I know that it would go outside of the United States and it's terrible with the service. Communication skill is awful. On the computer service, it's working. But I don't like the computer. I like to talk to a person.

    The only time I had a problem is when the person never showed up and I had to call customer service and talk to an agent. But they changed plumbers. The guy was courteous. And he told me what the problem was. He asked me if I had some Drano. If that didn't work, he told me to call a plumber to get it unclogged. Using that liquid Drano worked. And since then, I didn't have a problem with it.

    I've had to call American Home Shield for my HVAC and hot water heater. It was a million years old and the bottom of it had started to rust in the back and was leaking. I put a request in on a Saturday night, I got a phone call within an hour and the contractor was here at the first available time on Monday. The contractor had to come and replace the hot water heater. The tech was here for three hours because he had to cut into the drywall to fit this extender thing on there. So, it took a bit of time. And it was in an awkward place. But the guy was awesome. He was friendly, helpful, and cleaned up after himself. He explained the whole process. If we had another plumbing issue, I would want him to come out. The heater had been compromised worse than we thought. Had we waited any longer, we would have had a flooded garage.

    A few years ago, a live person would come on and be a lot quicker. Now American Home Shield has this automated system where you put in your information, and sometimes, a live person would come on after that. If not, it's logged in automatically through their computerized system on the phone. It's initially all automated, but eventually, I get to speak with a live person and they set up the work order and tell me who's coming in and their phone number. It takes a while to get them. I preferred it when a live person picked up. But so far, they have been working, and the AC people came out on a timely fashion. They couldn't respond all the time within 24 hours. Sometimes, if it was on Friday, I couldn't get them until the following Monday to come out because they have other things going on. They have a limited Saturday schedule. That's the actual technicians that come through from Smart Choice.

    The AC was not functioning and it kept going down. The contractor came out. They initially replaced a fan motor, and that didn't last long because something else happened. And they had to come back out again on another work order, and decided that they had to change out a part that required taking out the fluid the refrigerant. That cost 600. After that, something else was wrong with it. So, they came out a third time and said that if they replace the unit because it kept failing, I would save money in the long run and not have the complete thing breaking down all the time, especially the next thing to go down was the condenser. That was problematic, and they said that may break down in the next few months. So I said, “Okay. For a long term, maybe it's best to get a better system.” We went with a Rheem air conditioning unit. And they upgraded the fan blower unit on the inside ducts as well, which was not doing well either.

    They did that, and over the years I would have to pay a monthly for the hardware. They came out. They brought people, and they finally professionally finished off the inside, which required more work because it was what they call a pancake unit in the ceiling. That was replaced, hooked up to the new system, the Rheem outside. Now, it's working. It took them a number of times to do it. Things kept going wrong. They fixed something then something else would go wrong. I couldn't understand why they kept going wrong. But the unit was seven years old and it wasn't a high-grade system to begin with.

    The drains were plugged. And the toilet was clogged. I called American Home Shield and told them it was plumbing. I asked them if plumbing was included, they said yes, and they would call a plumber to come out and look at it. They called me and said D2 Plumbing would call me and come out. They arranged a time to come out and look at it, which they did and fixed it. Everything works fine. AHS is nice to have in case something goes wrong with the house and I'm not around. It has been seven to eight years I've had it and I've used them twice so far. They took care of the problems. I would not need them a lot of times. But when I needed them, they've been there. I've had good luck with them.

    I always set my claims up with American Home Shield by phone. I wanna talk to the person and let them know exactly what is wrong. My pool had two issues. It was very difficult to communicate with the guy. Because I wasn't about to pay for two different visits because it's $100. So, I tried to explain to him that while he's there, he needs to look at this, but also this too because it might be all connected. It might not be working. But I couldn't get through to him. I said, "Look, I'm paying $100. If you can, please give me the company's name and phone number." He did. I called direct and I spoke with them. When I talk to whoever is servicing whatever problem I have at the house, they automatically know that, "You know what? She knows what she's talking about." I'm direct. And everybody works well with me.

    The worst for me for is calling and trying to get through. I get frustrated because with the plumber, I wanted to talk to a customer service person over the phone before paying, and it didn't allow me to do that. I have my account number on file. Instead of sending me straight to talking to someone, I was frustrated. Because I requested a service, they automatically didn't allow me to talk to anyone, but they went ahead and charged $100 right away, before I got a chance to talk to the representative. I wanted to do that so I could explain, because I had pictures sent to me, what I wanted them to do. And when I went back to see if I could talk to someone, it never happened and I was frustrated with that because the automatic deal shouldn't take $100. And there should be a button to bypass that and stay on the phone to talk to someone. It's complicated. It seems a lot of work.

    I've had AHS for many years for all my properties. If I didn't like the company, I would have already closed and started with another company. But I don't want the prices going up more than $100. It keeps going up and up for services and I can't pay any more than that for them to come over. Everybody is jacking up their prices. But there's a limit. But the companies that AHS had that go out to the house are good with communicating with the client. The recent contractor did a great job for one of my rentals. He called and took a picture. So, everything was good. He was very knowledgeable.

    American Home Shield is worth having. Even if you don't use it for a year, it doesn't make any difference. They would come out and do their stuff. If they couldn't fix it, they would replace it. Every call I've made to them has been professional. They give me an idea. “This is a call on Friday. Don't expect a call back until Monday,” which I understand. I prefer Dan's Appliance Repair to come out because he has been out to my house several times and it has been fast. I've always been very pleased with Dan coming out to do stuff. He has fixed other things. I had a refrigerator that sprung a leak and the leak went on to my electric stove. That shorted out the electric stove. And the dishwasher and washing machine went out.     Ok! I am a Managing Broker with Coldwell Banker. As Realtors, we are told we must make a home warranty suggestion or let them at least know it is available or we could be liable. Really? I will not do this after my experiences (plural) with AHS (and others). Truthfully, I had 2 instances during my decades of doing real estate where my Sellers had an issue that WAS covered during the listing ... one was the furnace and the other was a roof issue. However! I have had more than one negative experience with AHS, in particular, where they DID not step up to the plate. This last one was the last straw!!

    My 4 yr old LG refrigerator/freezer 'died'. I was not able to get a repair person here for about THREE WEEKS!!! I screamed, "All my food will go bad by then!" I was told to save receipts for ice, ice chests, etc and my rep would work to get me reimbursed. One block of dry ice can be at least $25! I had 6 ice chests and one reserved for freezer items. After 2 weeks with a terminally ill husband and frustration so bad I ended up just eating out or ordering in. I couldn't find food easily in the cheers so just gave up. I couldn't drive almost daily to get ice and the food wasn't staying in a state I would call 'healthy'. In short, I lost almost ALL of it. Lots of money because I am a real cook and purchase items on sale ... high end meats, chicken, seafood, lots of fruits/veggies I personally froze, ice cream, etc. In addition, all sorts of specialty items like capers, sauces, etc.

    I ended up getting my own tech to fix it and AHS 'graciously' offered me $125 for my inconvenience!!!! What an insult!! I will be looking as to who I can contact to 'deal with' this issue. Unacceptable!!! I will suggest to my clients what I will do in the future...put money aside monthly to cover issues like this not purchase a USELESS warranty like this!! I will also be contacting my association (NAR) National Association of Realtors as to how useless this is!! Mama Bear is out of her cave and very angry!!!

    One of the pilots on the stove wouldn't light immediately and the oven would take too long to preheat. Also, the microwave had some electrical issues and it started a fire. I submitted the claims online. I logged to my account and the microwave and the stove fell into the same category. As long as it's in the same category, AHS will tend to both, versus me having to put in the claims separately. They had someone come out who was able to service both of the items. He looked at the microwave and said that he couldn't fix it so he sent it back for a claim for a new one. For the stove, he said they have to order a part.

    It went back to AHS and within 48 hours, they had approved both claims. They gave me an estimate for a new microwave and they gave me the options of picking out something on my own and what I will be responsible for in the end on the microwave, if it was more than what they allotted for. They took care of the install and Haul A Way. That was the longest part because I ordered it. I had to wait for it to come in for them to come install it.

    One time, I had a problem with the roof and a contractor came out and patched it up. AHS was able to get me in within 7 days and had my roof fixed within 10 days. The tech walked me through, took pictures, and explained everything to me. Having AHS is cost-efficient. They have different plans and I can downgrade my contract if I need to.

    Submitting a service request is pretty simple and their website is pretty user-friendly. It's straightforward when it's time to request service and it lists when the contractor has been dispatched and if the service was completed. There was a situation in which a person did not complete the service but submitted that they did complete it. It was for my refrigerator and a person from Strongs Appliance came out. He said it needed a gasket but he couldn't find the serial number. He notified American Home Shield and to my knowledge, the part was sent to him but he never completed the work. I would call him and he would say he was sick and he didn't remember who I was.

    I was calling the American Home Shield to let them know that the service hasn't been completed and it was a struggle trying to get that rectified. They would just refer back to the dashboard showing that it was completed and that he received the part that was ordered. I kept calling asking for the supervisor and the call kept getting escalated. The manager I spoke with put another request in for the work to be completed. Also, she said if what the new contractor saw differs, then I may have to pay out of pocket, but it ended up working out okay. But that was a very stressful process. They need some type of checks and balances to really determine if the work has really been done. Other than that, I have not had any bad experiences with any of the contractors.

    The process has been pretty fine, as well. I just had a service request for my pipe. It was water leaking in my basement. I went to the website, requested a service request, and paid the $100. I received a text message that the service request has been received and the contractor is gonna reach out in 48 hours. The contractor called me to schedule my appointment and he completed the work. I went over to my dashboard to show that the work had been completed and I had to complete a survey. That's typically the process.

    American Home Shield is worth the coverage and I like the customer service. I had a leak in one bathroom faucet, some stoppage in another sink in another bathroom, and a toilet that was not flushing like it should. For the third one, American Home Shield said they did not cover the flange so I had to have the work done myself. All the tech did was replace the part on the inside of the tank with the flushing. For the faucet, he replaced the washer for one side but he didn't do the other side and I had to do some extra work myself to keep from having to pay another service fee. Other than that, F6 Plumbing's tech was very polite and since it was multiple jobs, I appreciate it. He took care of all of it.

    I like having AHS because they come out and do what they gotta do. They put in a new AC when our old one stopped working and it didn't take them long. Then, the ice maker was not working and it wasn't dropping any ice. My daughter emailed AHS and told them. Then, the contractor, JDS Appliance Repair Services, called me to verify it and set up an appointment to come out here. They had to order a part but that didn't work so they had to order another part. They came out a few days later and it worked. I got the paperwork for it, too.

    I have had AHS for about 2 years and in the beginning, I was happy with them. Now I am starting to shop around for a new company. I heard they were bought out by some foreign company in Ethiopia or somewhere and now they suck. There are no American Call centers so calls are taken by agents in third world countries and there is a language barrier. I submitted a service request September 20th and had my dryer checked out on the 25th. This is the second service request. The first was in April. It was determined I need a new motor and timer for a really old dryer. I have gotten no updates at all and still waiting on parts that that were promised the 8th of October. This is unacceptable.

    I'm completely lost in Florida, so I rely on Home Shield to fix things. They know who to send, while I don't. They send people that are good and very nice. I just make phone calls, and it's very easy. They say, "Oh, according to your number, you're a client that's already paid up, and you're an active customer. We'll send somebody right out." Someone comes, finds out what's wrong and fixes it. I pay a fee, and they say all the work is covered. I don't have to pay for anything else. Even the parts that they bring me are covered. I've had Home Shield come out at least a couple of times now. They fixed my water softener and air conditioner, and so far, the coverage has been 100%. I tell people, "If you can afford it, that's the way to go." They take the payment out every month, and I haven't gone broke.

    American Home Shield fits us perfectly. It's affordable and I like the coverage that they offer. They provide good customer service and the right people to come over to fix the issue in your house. We got a furnace fixed. Recently, I did a claim for a leak in the faucet, a stoppage in a bathtub, and a leaking pipe downstairs. They told me that John was gonna be coming to our house, and I got a text message that he'd be here in 25 minutes. My wife and I had a good experience with John.     The website is very user-friendly and specific. It gives me a dropdown with the options to pinpoint exactly what's wrong, so that the appropriate technicians will be sent out. I also receive the name and the contact information for the contractor. The most recent claim I submitted is a clogged drain for my AC, and the HVAC contractors were good. The plumbing contractor that was sent out was polite, but he seemed a little young and green. He got his snake stuck in the line and it's still sitting in there. I've deemed my claim not covered, so I've not said anything to American Home Shield. It's a foreign object, so they won't cover it.

    Some of my appliances are a little on the older side and with the cost of everything going up, it was financially more minded to renew the warranty on the home. That way, if anything were to break, 9 times out of 10, it's covered. It wouldn't be a big chunk of change out of pocket. I would recommend American Home Shield. It's financially responsible to have it.

    My main concern was my toilets were running and weren't flushing properly. But the contractor, High Priority Plumbing, said the water pressure in my home was a little high and dismissed the toilet issues. They put it all on the pressure valve in the home and sent me an estimate. I asked why and they said AHS declined the repair. They don't cover that. AHS told me I could ask for a second opinion but if they found the same thing, then I would have had to pay another service charge. I thought it was a 30-day period and I could still piggyback because this is days within the time the initial plumbers came out and it’s the same issue.

    I still went with the company that AHS sent out because I was trying to be smart about it. If I got any issues down the road, at least it would be with the contractors that my warranty company worked with already. I can at least say that this is the company that they referred me to. The techs had to install a water pressure valve. It’s near the water meter box. You have to dig and put this device in the ground. Since then, there has been a considerable difference. The water pressure is significantly lower and weaker.

    The rollers were worn out on the Samsung dryer so the tech had to almost take the dryer completely apart to replace the rollers. Then, he put the drum back in and reassembled it. He checked a few of the different systems and made sure it still functioned. I've never had a bad contractor from American Home Shield ever.     I had a plumbing issue but I found out based on the severity of it that American Home Shield wouldn't cover it. I was a little confused because when I called in and described the problem to an agent, they said they would cover it. It involves cutting into the wall and adjusting some pipes and they told me to call this company. So, I did and told them what they had to do. A representative from the plumbing company said AHS would not pay for it. So, I called American Home Shield back and told them what the company had said. This time, it was a different person, and it was confirmed that they wouldn't pay for that. I was glad I did my homework there. I just wish the representative had thought before they spoke.

    Three weeks ago, I noticed my water heater was leaking so I called AHS. They got somebody out there in a day and the tech looked at it quickly and said it needed to be replaced. So, I got it replaced. I had to pay $1,300 for some parts and labor and AHS paid for the water heater itself. So, I was very happy with that. I saved some money. A water heater may be 1,000 bucks. So, that more than paid for the $24 a month I pay AHS. Despite the negative reviews you see online, I got through AHS every time and was answered, and it was a good experience for me.

    My washer was making a very loud noise. The repair guy gave me an estimated time and day that he would be able to get to me. He came a little earlier than what was expected and got the job done. He replaced the internal parts in the washer. I have another claim that's still open and I got a call from the same contractor earlier today. He will be coming to another property that I have to fix the stove. One of the eyes of the stove does not work.

    I have had some issues with American Home Shield in the past. For instance, I had an air conditioning unit that went out. They were making it difficult for me to get it replaced. They were trying to say that someone had apparently done some work on it prior. They were trying to void out the agreement. I had them look back at their records and see that nobody had worked on the air conditioning but them. In the end, they went ahead and replaced the air conditioning unit. I like American Home Shield. I have a friend that didn't know anything about it. I told her it's a good policy to have because you never know when one of your appliances may go out where it would cost you several thousands of dollars that you may not have laying around at the time. If you have that American Home Shield coverage, you just pay that deductible, and they can come out. If it can't be repaired, then it'll be replaced. It's better to have and not need than to need and not have.

    The dishwasher wouldn’t turn on and I made the claim online on the 13th of September. Then, on the 14th, I called GE and they had a special number for American Shield. So, I called that and they said they'd put me on hold. An hour later, they called and said that they couldn't help me because I had to go through AHS. They called American Home Shield the next day. AHS tried to call GE and they were closed. Then, I called a few days later and AHS tried to call GE and they were closed. So two weeks later, we got reassigned to a different company and they said that they could come out on October 19th to fix it. So, it would have been over a month from my original request. They said to call back AHS if that's not gonna work. So, I did and AHS reassigned it to a third company. The third company called me an hour later and rescheduled it for the next day. So, that brought me joy.

    My window was between 10:00 and 1:00 and the tech texted me at 7:00 and asked what the symptoms were and what was going on with it. I let him know that it wasn't turning on and he said he would see me later that day. I was excited about that. Then the embarrassment came. He got here and asked me to turn off the breaker. I turned it off and turned it back on and my dishwasher came on. He said sometimes it's a lot like a computer where it just needs to be reset. He did some little tests and said it was okay. He told me to let him know if it wasn’t behaving and to send him a video if it was doing anything weird.

    The dishwasher made this weird sound and before it stopped turning on, it got more and more frequent. Two days after he fixed it, it started doing it every three hours, and then just a little bit more frequently. I checked on it and the power was off. I turned the breaker off again and it didn't come on. And then, I turned the breaker off again and it came on. It stayed on and made the sound every few hours. American Home Shield is always super nice and accommodating. The issue is with the lack of contractors because I’ve had frustrations. But I like that I don't have to worry about something going out that's a bunch of money. My water heater went out and ripped through my attic into my second story. This is the second time I've had issues with my dishwasher and I had them fix some faucets. I definitely utilized AHS.

    I was off and on with American Home Shield for a couple of years. They keep jacking up their prices and in different areas, their prices are lower. When I had them on one side of town, the prices were lower and I paid $100 for the service fee. And on this side of town that I'm on, I have to pay $125. I'm not satisfied with the service fee. I was thinking about trying to find something lower. When I first started off with them, the service fee was 50-something dollars. Then it went up to $75. Now, it's $125. So, if I stay with them, they might be up to a $175 service fee.

    I'm not satisfied with some of the parts that I received too. I didn't get a chance to contact AHS about the bathroom faucet that I got. My faucet was longer and the one the tech brought me was the right color but it was short. They've been replacing my parts but you don't get the qualified part. The name brand is there, but they don't give me the standard. But all in all, AHS does good work. They get somebody out here within a reasonable time and the guys come out and do the work. But the last time, the guy didn't quite do the job correctly. He came out to do a recall but by the time he did, I had another job in process. The guy still came out and he said that I needed him to come out again. He would put a notation that I wouldn’t be charged again. Hopefully, AHS keeps its word on that.

    The air conditioner had stopped working and the guy from J&J Mechanical checked it and it was the condenser. He swapped it out and we were good to go. He was awesome. He was nice, friendly, quick and showed up on time. We had American Home Shield when we lived in Galveston County and after we moved and bought a new house, the seller had paid for another company, which totally sucked. We hadn't been in the house two months and the air conditioner went completely out and they claimed that it was not covered because it had been more than two months since this problem had occurred. So we had to pay over $7,000 for a brand new air conditioner. I was not happy so as soon as the year was up on them, we went to AHS. I love the coverage and I like that I can call one place for all my stuff and I don't have to figure out who I need to call.

    The AC unit fails to start working and for some reason, every time a technician comes, it works. On the last visit, the tech ended up replacing the capacitor. But that didn't resolve the issue. So, I had to call again. The contractor is good and the service is not the problem. The AC is a problematic product. I recorded it and showed the video. But if you can't replicate it in real-time, it's very hard to solve. For some reason, it's hard to put the finger on it.

    The home warranty is a waste of money. It's a borderline scam. I paid over $2,000 for nothing. Every time you wanna use it, it costs you more money and when you say there's a problem, the contractor will do everything possible to put a patch on it as opposed to fixing the problem. I'm still in the process.     I had a dryer that broke and wouldn't start. I went online and American Home Shield said the contractor would contact me within 24 hours. But I got the call probably within less than five minutes, and the tech was at the house and fixing it within 20 minutes. He didn’t have the motor on the truck so he had to leave. He came back the next morning and fixed it. He was good.

    At one point in time, a long time ago, I didn't have American Home Shield and some air conditioning repairmen came to my house. They said that the only thing that they could do was replace the air conditioners. I needed a second opinion so I got a home warranty with American Home Shield, and I was told all I needed was four pounds of Freon. So, it was $22,000 to replace air conditioners or call American Home Shield. The techs came out and fixed it and I've not had another problem with the air conditioner. AHS knows more about what's going on with the expensive stuff than I do because somebody could come out here and rip me off. But they don't rip off the insurance company because they’ll probably lose their contract. I like AHS for being the middleman to pay the bill.

    I had a flood and I called American Home Shield. It was on the weekend. They promised somebody would come. They took the deposit but no one came. And they promised they would get somebody. In the meantime, I had to get somebody. When I called, the person I spoke to laughed at us. At first, I thought I was being punked. We told her, "We're recording this. We're gonna report you." And she said, "Go ahead. I don't care." We did. We never heard from them. No apology. They never returned, at the very least, the deposit. Because when I call, I have to pay my copay before they even talk to me.

    After that, we cancelled our policy for almost a year. Before that, we had some good experiences and some not so great. Which one would expect with any insurance company. But we did a lot of research and they were the best. This was the first time that we used them since we reinstated after a year. We called because we had some flickering lights. Also, our Jacuzzi wasn't working. So, they told us to first make sure that it wasn't electrical. And we had an outlet in the office that didn't work.

    The guy checked the Jacuzzi. It got electric, so it wasn't an electrical problem and he showed us. So, I believe him. He said the next step is to call a plumber. He said the flickering lights was because we had dimmers and the dimmers weren't for LED lights, that there was nothing wrong with them. And they don't pay for him to change the switches if they're in working order. They were. They just happened to be the wrong ones. Because nowadays, everybody uses LED lights instead of the old ones. And the office problem, he figured out what the problem was. The outlet was put in by someone that wasn't a professional. So, the whole thing would just have to be changed. Again, it's not something covered. They don't cover anything that is just not done correctly.

    I'm a little bummed because the guy was nice. He never made any promises. But we asked him how much it would be, and of course, we would pay. It wouldn't be under that. But we got a good feeling from him and we wanted to change some fixtures to make them ceiling fans. We would pay him to change the outlet so they would be LED, also to correct the thing. He gave us a quote. And he told us that they were very busy but they would call us. I told them, "If you guys could come by Friday, I would really appreciate it." Because my sister would be in town for the next two weeks and I didn't wanna be home for this. And he said, "Yeah, we'll call you. We'll try. We are busy." I left two messages saying, "I got all the fixtures and everything you told me to get. Let me know." But I haven't got a response.

    Since I bought my house in 2004, I've been with American Home Shield and the service over the years has been fine, but sometimes, I come out of pocket more than what they offer. For instance, I had to get the furnace put in. I came out of pocket more than American Home Shield. I had to have a gas pipe put in. They covered the inside, but they didn't cover the outside, so I still came out of pocket. They weren't able to cover all of it because it wasn't in my contract. They pay the minimum and I pay the maximum.

    Other than that, I had to have a plumber come in, and they covered all of that. I didn't come out of pocket. So, depending on the service, they will cover the whole thing. My light fixtures down in my basement are not covered, but they cover the electrician coming out to the house. So, it's a hit or miss. It depends on your contract. I just don't like coming out of pocket if I have a home warranty. I wish I didn't have to come out of pocket so much when it’s a big ticket item.

    American Home Shield keeps raising my price, but I don't have any other choice but to keep them because I do need them. It started out at $50. Now, it’s at $75. It's almost like they're punishing me for using the service. They haven't replaced any appliances and as a matter of fact, I lost money because of them. I called in for service for a microwave. They sent a technician out here only to tell me, “Oh, we don't service this microwave. And Home Shield not paying for it.” The only microwaves they do are the ones that are up under the counter or above the stove and not the ones that are sitting on the counter. I told them it was their fault because I went through the online thing, and it didn't specify whether it was a countertop or a stovetop microwave. They should have specified, “Hey, we don't do countertop microwaves. We only do under-the-stove microwave, over-the-stove microwave.” That was one thing I was pissed about.

    I paid American Home Shield $100 for nothing. I could have been putting $100 towards a new microwave because I needed a new one. I said, “Okay. I'll put another claim in. Use that $100 towards another claim.” They wouldn't do that either. So, I've been a little upset with them. Then after that, the service went up. So, I said, “Damn, are they punishing me because I was arguing?” I went above the supervisor with that, and they still wouldn't help me out.

    I did some claims on my dryers and plumbing, too. They did well with those. Just last week, I did one for plumbing. A gentleman by the name of Ralph came out. The customer service was good. The service was good. He fixed it that day. The dryer claim was about four months ago. A gentleman came out. He fixed it, but it still needed a part. So, another gentleman came out to put the part in, but he did some more work on the dryer. The dryer didn't work anymore after that. I called to tell them that the dryer worked when the first guy came out and fixed it but when the second guy came to put the part in, it didn't work anymore. They were like, “Well, we can't get to you for another week and a half.” So, I had to wait that week. That part pissed me off. Then they sent the first guy back out to come to fix it, and it worked again and we haven't had any problems with it.

    I had a gas leak underneath the stovetop. And when I had that gas leak, I had to call the gas company and they shut me down. It's painful when you can't cook on the stovetop because you have to think about every other kind of way to feed your family. I had no other choice. All I had was the microwave and the oven. So, we did what we had to do for about five days until the United Air Temp folks got here. American Home Shield was the one that set that up for us. So, once they came in, the gentleman checked the connection between the stovetop and the gas line. He just tightened it up some more, sprayed it to see if there were any leaks, and everything was good to go.

    About a day or so right after that, we kept smelling gas. We knew something wasn't right. So, we called American Home Shield back and told them to bring the United Air Temp folks back again. We didn't have to pay American Home Shield again, so we were good to go. The problem is one of the United Air Temp representatives had a bad truck accident. So, that limited the amount of folks that could go out and help you. They were down to maybe one or two people. We've already been serviced by them, so when you do a recall, they gotta stick anywhere they can and that was a bad problem because that was six more days we had to wait. We had to call the gas company back for a second time.

    This time, they sprayed the entire hose and they found the leak. It was a pinhole in the tube from the gas line to the stovetop. We weren't even seeing that. When the gas folks found it, they shut everything off again. There we were again for six days. It was painful. When the guy from United Temp came back, everything was all good. He fixed everything perfectly. So, we're back up and running right now.

    I do not like that I went from $92 to $116 for this next contract. I was very surprised that AHS jacked the price up another $20. I didn't think it would be that much. I understand things go up every year, but that’s a lot of money. For the protection though, we got no other choice. It's best to stay right where we are with American Home Shield.

    I always praise American Home Shield. I've been very pleased with it. This year has been busy with them. We had a furnace issue in the winter. And a couple of weeks ago, the water heater went out. And last week, the air conditioner started acting up. So, it has been a great benefit. Their contractors that are on the program have always been reliable. When we had trouble with our furnace, it happened at night and it was cold. So, I called the local company and they tried to scare us with the carbon monoxide poisoning. But AHS' contractor was out quickly and did a thorough inspection. So, AHS has always been quick.     I've asked American Home Shield to send me a pamphlet or a book on what my policy covers, but I couldn't get them to do that. They said, "We'll send it to you email-wise." I've never got anything. But I want it in a booklet. It's hard for me, sometimes, to pull things up on the internet. The shower door was messed up, and I asked the rep if they covered that, and she said, "No, just the plumbing." Which I did not know. But that's the only thing that I have a problem with. I have been thoroughly satisfied with what AHS has done.

    My washer went out. The repairman came out, checked it out, and said it was not fixable. Bobby was excellent and highly recommended American Home Shield. He said they're a good company. They said they did not have the washer in stock like the one I had, so they sent me a gift card to Lowe's for what the washer was worth. I got another washer, and it was delivered and put in. Everything went very smoothly.

    The faucets on my shower broke and stripped. I called it in with AHS and the next day, the plumbers called me and said they couldn't get here until the following Thursday. I told them that was fine. They came, looked at it, took it all off and went to do their thing, got some new knobs and came back, and fixed it that day. It was hard to turn the water on and off, but it's getting easier.

    American Home Shield's vendors up in the Northern Virginia area are terrible. It takes 10 times to come out to fix something. The last one was an exception to the last eight years or more of their help. They'll come out and fix my washing machine or my water heater 10 times before it works instead of just replacing it. It's torture for the tenants who live there. So, I'm not happy with that, but I can't really afford to take the hit when things come. The good thing is I don't have an electrician and people 3,000 miles away that I know to deal with these things, and they do.

    I had American Home Shield in Chesapeake, Southern Virginia. A lot of times, you get a bad feeling for home warranties. So, I never invested in them before but this one came with the house we bought and they were amazing. All their vendors in Southern Virginia are phenomenal. They get out. They do the job. If they can repair it, they do. If they can't, they replace it. They don't make you suffer with multiple calls and waiting a long time. So I got that for my rental house because I was so impressed, but I've never had that same service.

    They do a great job in Southern Virginia. They are horrible in Northern Virginia. They don't make it easy on you. There are good contractors in Northern Virginia. I live there. You can get tons of good contractors. They're not paying the going rate to get a good contractor. They're not willing to do business up there the way they need to do business. So, I don't blame the availability of contractors at all. It's Northern Virginia. It's the richest part of the country. There are a lot of good vendors there. Apparently, just based on my business skills, I would assume they can't afford to do business up there.

    They aren't playing by the same rules you are. If your air conditioning goes out in Virginia during the summer, you have as a landlord 48 hours to take care of that but AHS will take a week just to get out there just to even come look at it. The only reason that I can compliment them on the last visit was because the particular technician was outstanding. He deserves the credit. I've dealt with other technicians there in the office there and I don't trust them at all.

    He came out and fixed a garbage disposal and installed a new faucet in the tub. He was very efficient and did everything right. He also got the office to send me the documentation so that I have that for my records, which no one else ever seems to be able to do. So, he was very professional and had excellent follow-up. He made AHS look really good.

    The problem I have with AHS is I cannot compliment a technician. I can't give a negative review of AHS, because all of the reviews that they send you are all about the technician in that particular event, and it's not always the technician's fault. It's AHS. I don't want to hammer a technician. I want to hold AHS responsible. I didn't want to give AHS a good review. I gave the technician a good review. I called his plumbing company and told them that I was happy with them. Whenever they sent me a review about AHS, I refused to do it because I couldn't honestly give them a positive review on one event when I'd had so many bad ones.

    At first, I was not pleased with American Home Shield's service. We had an issue with our air conditioner and it took almost a year to get it resolved. It eventually got taken care of. Then, we had an issue with our oven recently that I was much more pleased with. With the air conditioner, we filed our claim and it was eight months before I heard anything, and then it was three months of waiting on a product. Whereas with the oven, I filed my claim and then the next week, a guy was out. Two weeks after that, the part came in and he replaced it. So, within a month, it was resolved as opposed to almost a year for the other.

    We signed back up with AHS because it was the company that we had when we bought the house. They were a lot more customer-friendly. At first, we didn't pay for the service. It came with the house. My Realtor bought it, and the difference is that, now, we're on a monthly installment plan, and so now, they seem to be more invested.

But one of the problems is that the house sits out in the country in the rural area and sometimes it's hard to get service people to go down there. So it took a while, but they got it done.

    I had a plumbing issue last week. Prior to that, I had an HVAC issue. The claim process was reasonable. The contractors were always okay and they were able to resolve my issues. The 125 that American Home Shield makes me pay each time somebody has to come up and the $50 something I pay a month covers the repairs. The plumbing was the only one that they actually had to get a part of something and the warranty covered that.

    Right now, I'm not happy with American Home Shield. Prior to them, I had HomeServe. They would send out somebody and I didn't have to pay upfront. The price was also half of what American Home Shield is charging. I reviewed that a few days ago and I feel so disgruntled.     When I sent in a claim, American Home Shield assigned me to a vendor. But the vendor might be a week out to get somebody out there just to evaluate it and from there, it would take another week to order parts. So I had to argue with American Home Shield that it was a refrigerator and I needed it. I couldn't wait a week just to have somebody come out and tell me what was wrong, and then wait another week for somebody to fix it.

    They were able to get a different vendor, Samer Appliances. The tech came out, evaluated it that next day and then ordered the parts. It took a week to get the parts. But American Home Shield got confused and they sent the job back to a different vendor even though Samer already came out and evaluated it. There was miscommunications. I had to call back American Home Shield and say, “Well, I'm using the same repair guy. he knows what the problem is and he's got the authorization from LG.” I had to call LG because it's a 10-year warranty, but after five years, the owner has to call to get the new compressor. There's nothing easy about using a warranty company like that. But it's all repaired now.

    There have been times when American Home Shield applied a charge when they should not have. When they sent out a pool contractor, I had to call them and let them know that the person couldn't do the work or didn't do the work well and had to wrangle with getting the actual request charged back. But they have been responsive. In terms of when I submit a request for a contractor, there's a timeliness in assigning the contractor and getting them out. So that has been helpful.

    There have been difficulties with customer service with speaking to individuals who don't seem to be very familiar with the English language. It's very difficult to discuss the matters because of language barriers. I have been misinformed of information in those conversations, expecting a specific type of service or that the service is eligible. But when the contractor comes out, they declare that it's not eligible, and then, I'm in the middle of trying to resolve that by saying, "You told me they could come out and do this, and then they're not able to." So that really had been the issue with me.

    My energy company identified me eligible for a free install for a thermostat upgrade and they were gonna send the technicians to do it, but I needed to have the C-wire. It's the electrical wire that's going to make the installation happen. They said I needed to get an electrician out to do it. So I called American Home Shield and I explained to them what my needs were, and the rep said, "Sure. Well, it's electrical, we'll send it." But when the technician came out, he said that was not work that they do under the warranty. It would be an additional charge after I already paid the service fee for them to come out. So we had to call and get that issue resolved because we didn't receive any service.

    When I called American Home Shield today, I had a more positive experience. The communication with customer service was very clear. The rep was able to provide me with a response to my questions very directly and helped me understand the history of the charges were referred to. So I felt understood. The assistance to help me understand what the issue was was very helpful. So today, the rep was someone who seemed to be familiar with the English language and understood why and what I called about. That was a newer experience that I've had in the past.

    American Home Shield is extremely responsive and they send out techs in a timely manner. For the most part, every issue has been resolved satisfactorily. But one issue I had was with the ductwork. Per my contract, my reading of the contract and several other people's reading of the contract, including a third party contractor, the issue that I was having was completely covered. But American Home Shield denied it and they're continuing to deny it because they interpreted the diagnosis from the techs that came out in a certain manner. Specifically, the techs reported there was a cooling issue due to improper design. The techs would not amend their diagnosis to say that it was an improper installer’s design so American Home Shield took it to mean that it was an improper manufacturer’s design, which they don't cover and I understand. Short of getting a lawyer, I can't get them to see that and I am out $7,500.

    They can improve on the appeals process because once they denied it, that was the end of it. I had a way to escalate it but every person that I talked to on the escalation was, “Nope. We're not doing it.” The last gentleman that I spoke with was extremely rude and one of the most unprofessional people I've ever had the pleasure of dealing with, unfortunately. Also, every time I called in, I would have to go through the same spiel and explain everything over and over again. Their customer service people don't read the notes so I would have to start from scratch and spend 20 minutes explaining the situation, them still not understanding what was going on, me getting a little flustered, and then them finally understanding what I mean.

The last guy who came to fix the calcification issue in my water heater explained it in quite detail, and I appreciate it. With American Home Shield, you can make a claim and then somebody comes after a while. It takes a little bit of a while, but you know that the service is going to be high quality, so I'm waiting. When my dishwasher parts were not in good condition, it took a while for the company to call me, diagnose the problem, send the parts and then send someone else. These were staggered appointments. But in the end, I was happy. Claims process-wise, I just pay $100, people come and take care of the issue, and I didn't have to pay anything else.

    My experience with American Home Shield has been a little rough. They have communication issues between them and their providers. For example, I had a service call, and when I called to find an update on the status, the work order was just sitting in limbo. They said the work order was closed out by the vendor, but they haven't reassigned it to another vendor to come out and look at my washing machine.

    When I called American Home Shield, they told me that I had to call the manufacturer and get the manufacturer's warranty. They also told me that I had to get an authorized Maytag vendor to come out and service the machine. I said, “Well, no. That's why I’d hit you because you are the ones who actually replaced this washing machine in 2021. So you guys would have the warranty. I didn't purchase it. It was given to me to replace the old washing machine.” I was already upset because we had our previous washing machine for 17 years. But this one only lasted for about two years because it's been messing up for a while and we didn't realize it. It wasn't agitating properly. We didn't realize that it was messed up until my daughter got a job at a bakery and we noticed that there was residue on the clothes.

    Everything started moving faster once I got ahold of someone in the escalation team. But the front line caller that I called at the help desk there was terrible. They need to stop reading from their script and actually listen to every single word that the caller is saying. Because they were just picking up on keywords and not listening to the whole problem that I was saying. They were very polite. But their understanding of what the actual problem is is lacking because they're not listening. They're attempting to read from their script the entire time instead of listening to the problem. They could solve a lot of their problems without going to escalation if they would just listen to the actual problem.

    The technician came out yesterday and finished the job around 2:30 in the afternoon. Then I got an email later in the day that said, “Hey, your appointment is still scheduled for October 3rd.” But it was already done. I'm still waiting on a response to find out what the resolution is gonna be for my washing machine. Overall, since this is the first problem I've had, American Home Shield is still pretty good. Their app is not updated quickly enough, but it is easy to use. The coverage is good. But I don't like the fact that they don't pay for the Freon. They're only paying $10 a pound. They should bump that up a little bit. I had the air conditioner fixed and it was $800 out of my pocket for just the Freon. That was shocking. They do offer a plan but you have to pay more per month. But they were great as far as getting the compressor replaced.

    I had a couple of issues with the stuff getting scheduled. One of them was the air conditioner, but that took a while because it happened during the end of summer. So I understand that. But the other claims that I filed went pretty smoothly. The technicians are fantastic. Even the technicians at the phone desk are great. Their attitude is great. They're just not helpful on the first level. I'm assuming that it's the language barrier. It’s English as a second language for these people and I'm assuming that that is where the disconnect is. It's not like they're not trying or they don't have a good attitude. They're great as far as that goes. It’s just that they're not understanding.

    The recent claim I had was put in for my oven. I had to contact the technician and he was slow getting back with me. He came out on the 28th but he never communicated back with American Home Shield as far as getting it fixed. I called American Home Shield asking when is somebody gonna get back to me and let me know when my oven is gonna be fixed. They sent the technician an email and it was a process. Finally, they got another technician to come out who took the part out and fixed it right then and there. My oven just got fixed last week. Communication could have been a whole lot better and if they followed up in a timely manner, it would have been better. But nobody's perfect. Other than that, AHS saves me the cost of costly repairs so it's good to have.

    Our washer wasn't working properly. It has a lock on the lid and it wouldn't lock. Because of that, the washer wouldn't run the cycle. I went to the American Home Shield website to make a claim and that was easy to use. Usually, someone contacts me the same day or the next day. But this time, it was two days later that they contacted me. A technician was able to come the next day after someone talked to me. It took the technician about 10 minutes to figure out the issue with the washer. He had a part that he thought was gonna work but it was one of the older models so it didn't work for my washer. He had to order a part. On the whole, American Home Shield does a great job. Their service is very quick and parts are easy to get. Their service specialists seem to know what they're doing. Usually, they get things done very fast. I'm happy with my coverage. Usually, we just use the warranty for plumbing and small appliances.

    The service itself with American Home Shield is not bad, but I get some really bad contractors at times. You get some guys that do their business and they know what they're doing, but you can also get other ones that make you wish you would have just called somebody outside of Home Shield to do it. When I had a plumber redo a leaking toilet, the toilet wound up leaking worse when he left. The toilet almost fell out of the floor. So he came back and re-fixed it. It always takes the plumbers a couple of days to get back to me whenever I have a leak. I had water leaking outside of my house from my shutoff valve in my house and I couldn't get it to turn off. It took them about four days to get there. I called a couple of times back to Home Shield about it, and anytime it's a weekend, you can forget about it. During the week, it'll usually take them about two days.

    I had one contractor that came out and took a picture of the same leak. He then called Home Shield back and said, "Oh, there's not a problem. The customer just wants his valve changed out." But I said, "It's literally leaking water." He looked at the water pouring out of it and then he said it was something that they didn't fix. So I told Home Shield that I wanted another contractor to come and look. Then I got charged again for the second contractor to come out. But they ended up reimbursing me because the first contractor was wrong.

    I also had a guy come out for my heating unit and they told me that I had a crack in it and that the whole unit needed replaced. Then a second guy came out and didn't say anything about a crack. My unit is still sitting there because then COVID happened and I haven't heard back from anybody. The company was supposed to send me the quote to tell me what it was. Home Shield gave me one price on what I was gonna have to pay out of pocket for the upgrades, and then the company gave me something that was almost $1,000 higher than that. But then they never sent me an invoice for it. Right now, the unit has been running. I guess I just have to wait for it to fully break to finally get it done because last I heard, they couldn't get a replacement unit.

    I called American Home Shield when I had running water in my toilet after it was flushed. It was not hard to get through when I called. It was just that you have to keep pounding through to get to a live person because they want you to use the automated attendant. Sometimes, when you're talking to the automated attendant, it doesn't understand what you're saying, and you have to repeat it again. That's too frustrating for me, so I pound out to get a live person.

    When I talk to a rep, I explain to them what happened, and then they have to ask me my name, address, and phone number. But then they ask you to it again. You go through all of that, and then you tell them what's wrong, and then they pick somebody to come out. I wish they could give you three names of companies. So, if it's somebody that you've heard of or if you've seen their truck somewhere, you feel kind of comfortable with having them come. Because it's a strange person coming to your home.

    When the first guy came out for the toilet, I was telling him what was wrong but he immediately started telling me that my water pressure was high and I needed to get a new gauge, instead of me explaining to him what was currently wrong. It made me feel like he was trying to get other things done and not only doing what he was there to do. He let me know that I needed other things done, and that would be an additional charge. He said he fixed the issue but a day or two later, it was doing it again. So I had to call back American Home Shield and I specifically said that I wanted someone different to come and not the same guy who was here before. So they sent out a different guy who was excellent.

    My AC was acting up and the first guy that was here said my drain pan was clogged so he cleared that. That fixed the problem I was having but he took a picture of the pan before he did that and there was oil running all through the water. He said it was from the coil. He asked if I wanna set it up and I asked if it was gonna be covered. He said AHS covers that but AHS did not cover all of it. I had to pay $3,000 out of pocket. Also, the team of people I worked with at the air conditioning company had more dialogue with AHS than I did and I was trying to confirm that this wasn't a scam that these guys are running on me. I asked if the guy was actually talking to them and they confirmed that.

    I was a Realtor for 20 years and American Home Shield was a product we sold for all those years and still do. I've learned over the years that they've cut back on coverage every other year on air conditioning, because that's their biggest ticket item. It used to be that they would replace the whole thing but now, they're nickel-and-diming it. It's disappointing. Other than that, it's been a pretty good thing.     The burner on my stovetop was not turning on. They ordered all the parts but all of them were not available. So, they replaced the stovetop. But it showed up yesterday defective, so we had to send it back. Sometimes American Home Shield's customer service is very questionable. When I called yesterday about the defective piece that was delivered, they transferred me five times to five different people. I had to repeat my name, address, email, and phone number to all five people. Then somebody finally transferred me to the right person and I'm still waiting for them to call me back about the stovetop.

    When I signed up with American Home Shield, I had GE Monogram. My refrigerator is worth 14,000. Last year, I was capped at only 6,000 for a replacement and they just dropped it to 4,000. So, I don't understand. The prices went up this year from 1,700 to 2,400, but the coverage went down. After this contract is up, I'll seek out someplace else because they knew what I had and it's kind of a blind thing on their site saying, "No matter how old your appliance is, we'll honor it." Another thing is that when I told them what I had in the house, I said I had all Monograms and the rep said, "Oh, that's no problem." If I want a GE service tech, I have to pay $140 each time for a GE service tech for only one item at a time. But if I use one of American Home Shield's subs, I could put three appliances fixed at one time for one service charge, which I was never aware of.

    The services are good. But the problem is the coverage. Most of the time, there are a lot of things that are not covered. I'm on a Gold plan, which is the best plan, but a lot of times I have to pay out of pocket because things were not covered and I don't know how those rules are built in. When we had a partially working exhaust fan, it was not really working good and we still got a lot of smoke. We submitted a ticket last year for that, and the person who came here to repair it said, "We don't cover that. It's only covered if it is completely broken, we could work on that. If it is partially working, we don't cover that."

    There was another instance related to our electric stove. We were cooking food, and it just cracked by itself. But the person who came to our site told us, "This is cracked because someone stood on it." That was really bizarre. He was saying that I was lying, and that someone stood on it and jumped on it and broke it. American Home Shield did not cover it, so we had to completely pay out of our pocket and replace the complete stove.

    When we had a pool pump that was broken, we tried to change the vendor because they were not cooperating. But American Home Shield did not help on changing the vendor. They said we couldn't change it. But the vendor didn't pick up phone calls. He was just replying to the text messages once in a couple of days, and we even had to pursue after it. There was a filter issue as well and American Home Shield was not covering it. So I had to pay out of pocket.

    With the pump, American Home Shield only paid $200 out of $1,000 to replace it. They said that they could not do that because it was stated in California law to not upgrade the current style pump to the existing style one. Currently, the California law is that you have to go on multiport pump. American Home Shield said, "This is California law, so we are not gonna pay for that upgrade. You will have to do that upgrade. We will only pay the base price of the earlier pump that you had." They only calculated it to cost about $200. The replacements were really poor. But my recent visit for the electrical service was good. The person who came recently to check was good. Overall, American Home Shield is a great company. It has a great customer base, and they act fast. But they should improve on accommodating customer's needs.

    Our AC was starting to go out so Integrity Air came and said it was a compressor. They ordered the part and it took about two weeks for the part to come in. They came back and they did a good job. It was a little difficult because the unit is nine years old but they got it working and it's been working fine. The only thing with American Home Shield was I got a call last year and the rep wanted me to pay for my warranty right then on the phone. But I'm always worried about scams and I didn't pay it over the phone. I didn't feel comfortable but I can't say one way or the other if it was really American Home Shield or if it was somebody else. If it was American Home Shield asking me to give a credit card to that person, I don't think that that's a good way to do it.

    I had to ask them more than once to allow me to pick the contractor because I did not want a contractor that had a bad rating. It's according to who you speak with at American Home Shield that will determine if they are going to let you select from the company that's within your ZIP code. Some of them will bring it up and some of them will be adamant that they're not gonna do it.

    I had an experience one time where I wanted a company that I had worked with before. I wanted them to come back out to service my AC unit and when I got the AHS representative, she told me that I would have to go with the company that comes up automatically in their system. I told her I know that I don't have to do that and she pretty much hung up on me. She sent out who she wanted to send out. I called back because I had gotten an email with a company that I had not asked for. I told them what happened and they had to cancel that assignment with that company. They saw that I had been serviced by the other company that I asked for and the gentleman went on and did it.

    Recently, I wanted them to look at my refrigerator to make sure there was no coolant leaking. I asked them about allowing me to look to see if the contractor was reputable in my area. The first person I asked gave me pushback on it and told me she couldn't do it. Also, I needed someone that was authorized to repair Samsung. I said they should have some type of list of companies that service whatever the brand is and the rep gave me some company name. She said the company is authorized to service Samsung but then she put me on hold and then she gave me another company's name. Then, she told me that I had to call just to make sure but she thought that the company services Samsung. But when I looked at them, their rating was horrible.

    I called back and the second lady went on and told me what companies were in my area. I looked up every company name to see if they were reputable. We'll Fix It got a really good rating. They came out and the tech was really nice and very professional. He was on time and he had this little thing where you could see how long before he got to your house and I could also confirm my appointment. I liked him a lot and if I need that kind of service again, in all likelihood, I will ask for his company.

    AHS had since gone up on my premium, though. When I called to see if I could get my rate reduced, they told me that they were willing to reduce it by $10. They had just renewed it the day before and I said I want them to cancel it and give me my money back. The guy said they can cancel it but they were not giving me my money back because it had already been renewed. There should be a better rate for people that have been there for a certain period of time. Also, if you're not in agreement with the assessment from the first contractor that comes out, they will send out a second contractor and do a follow-up. But if the contractor’s assessment is the same, then they want you to pay for the second inspection, which is your service fee.

    I had a claim that I put in for my AC unit and they sent a company out. The guy was not thorough at all and he didn't look at the units outside. He told AHS that I needed a new coil but that the door to the coil didn't have all the screws in it, which is not true. The unit has optional screw holes and there's sealant around those holes. There are holes that have never ever been used. He told me that the evaporator coil needed to be replaced but because of the screws being there, it's allowing the vapor to escape. That unit has been there all this time and he is the only person that has ever said that. AHS wanted to deny the claim for the evaporator coil.

    They sent another company out and the guy checked everything. They come to find out there was no problem with the evaporator coil. He doesn't know what the first guy was assessing, especially if he didn't even look at the individual units in the back to see if there were any leaks. AHS promised me that they would not charge me for the second assessment, which they didn't. But I just feel that they could give better coverage for what they're trying to charge. They went up on my premium like $20 and they changed the coverage limit. If my AC and heating unit has to be replaced, they're only going to cover $5,000 of that. The average unit costs between $7,000 and $10,000, sometimes $15,000 according to the size of the unit, and they're only willing to pay $5,000. There's no reason for me to have a home warranty then.

    We had an air conditioning unit that was making a tremendous amount of noise and it was vibrating terrible. American Home Shield sent out a tech who didn't really wanna do the work. He said that the issue was cosmetic and AHS doesn't cover cosmetic. But it was a fan going bad that was causing the vibration. It took a little fighting on my part and I had to battle a little bit with the people that are representing AHS to get it done. Eventually, they replaced the fan motor and it helped. They didn't completely solve the problem because the fan itself needs balancing. They should have done that at the time, but they didn't. The unit still has some vibrations, but not as bad. The second claim was with our LG refrigerator. The tech said it was a closed loop system and that it's still under factory warranty for five years. He said I need to call LG so we did. LG is gonna take care of it, but they got mad. They said the contractor should have fixed it since it was under warranty and they were paid to fix it.

    My initial reaction to American Home Shield when I signed up for them was not that good but the appliance replacement process went well. So, I'm pleased with it. We had a Whirlpool microwave and a dishwasher from GE. And because they're different appliances, the process for each one was slightly different as well as the delivery process. The dishwasher came first and because the property is a general rental, the people who delivered it didn't wanna hook it up. So, I asked my contractor to hook it up. He had to make some modifications to the kitchen cabinet in order to do that and that was a little out of scope for Cost Cutters, the contractor from American Home Shield. The microwave came much later and I had Cost Cutters install that. It went very well and it was professional.

    When AHS set the contract up, they set it up with the home address at each of the two properties, one in Florida and one in Michigan. Despite five tries, I could not get that contract updated. And it said on the contract to call them if I find an issue. So that's stuck in my craw and made me feel almost that I didn't wanna continue with American Home Shield. It looked like I had updated the address and on the profile, it updated the address. But the contract was not modified. So, I contacted AHS several times by phone and I also wrote them a letter but they were not able to resolve it. AHS has lost control of its IT process and doing themselves this disservice. The problem was the sales agent that put the information in. So when the sales agent makes a mistake and nobody in customer service or the customer can correct it, that's a problem.

    I had a leak from one of my pipes and the contractor has been out three different times. They made a repair but it was still leaking after that. So, they didn't completely diagnose the issue. They did not ensure that it was properly repaired. They're still working on it and they scheduled to come back again tomorrow to try to mitigate the issue.

    The service was mediocre and the quality of the contractor was average. They're working to try to resolve the issue but they could have been more diligent. It is essential that American Home Shield bring out contractors that are highly qualified. But they have been diligent with getting the contractor back out and working with them. It just takes a lot of time to have multiple appointments for one issue. I had AHS previously and went to another provider but came back. I appreciate AHS’ willingness to replace items with similar items in terms of value and features. I did not get that from the other provider. AHS is a good company. Out of the warranty companies, they would be one of the top-rated companies.

    American Home Shield is a very good company to have. We've had to use them multiple times and they've been great. All the contractors that they have sent have been very good. So they do a good job of vetting the companies that they work with or get licenses with. I had a leaking washer that leaves a three-foot puddle and it took 10 minutes for the guy to figure out what the issue was. He ordered the part and it took about six days to come in.     The AC was leaking and I used the internet to each out to American Home Shield. Their website is terrible. It bugs out and it's impossible to use. I hate that website. But after I hit the submit button, the service company called within two minutes. It was awesome. The appointment took a few days because I needed the right time. But they could have come quickly.

    The condenser in the air conditioner went out. I submitted a claim through the website and they gave me the name of the contractor and the phone number to reach them. The tech was a real pleasure to work with. He was very knowledgeable and friendly. He replaced the motor on one of the condensers. Not everything is covered to my satisfaction but AHS is a good company.

    I was having a problem with the water in the shower and T&C Plumbing handled it great. They were in and out. They didn't have to buy all the parts and had to wait for anything to come back from the factory. So far, it's been a positive experience with American Home Shield. But I've been with them for quite a few years and the payments keep going up. They're collecting from my checking account a fee of $85 a month and then, I gotta pay another fee when the contractor comes out. It's good using AHS if you're able to call and they're able to find you someone. They have a list of people that they can recommend to come do your work. But with the virus and everything going on, some of the companies have changed and some of them are not doing a great job. I've had companies come and they didn't fix anything.
